    The contractor had to replace the broken garage door spring, but American Home Shield would not cover it because someone had already tried to fix it. Also, the air conditioning unit stopped working and AHS said that they would not fix it because it was something electrical. I wish things would be repaired and not declined. But the warranty system is worth having. The website is very user-friendly.

    Our furnace was making a loud, weird noise and I made the claim through the app. American Home Shield took a little bit of time to get to us. It was over a week. The contractor had to diagnose and order parts and a week later, they came back and fixed the furnace. The prices keep going up with AHS so I don't love it, but it's still cheaper than when your septic goes out.

    I had an issue with American Home Shield regarding a service provider they sent to my home. He was very racist and asked me for more money after I paid my initial to AHS. After that was done, he told me he couldn't do the work. He was fixing my kitchen faucet and it wasn't fixable. He did not have a faucet in his truck to fit my sink so he would have to come back. I had a MOEN faucet and he said it probably would be best to get my own faucet. He would come back and put it in but it'll be a service fee of $97. I already paid $100 for my service call and I pay every month a hundred dollars to American Home Shield. When he first told me I was gonna have to pay money when he came back, I told two of those customer service reps about it. They told me to call them if he asks me for money. And I did.

    The service provider was visibly upset because I told him I needed to call AHS because he asked about the $97. He got on the phone and said his rep for American Home Shield told him that I had to pay. He got on the phone with American Home Shield as well. I had a different guy on the phone and the service provider explained to him that his rep from AHS said that I have to pay and doesn’t have to bill them directly for it. So, he was telling them that they don’t have to pay but they have to tell me that I have to pay. The guy was telling me no initially and then after he talked to the service provider, he said I had to pay him the $97 for him to put the faucet in. I said okay but that was not what I was told so I would need a call back from a supervisor. He said, “Fine, ma’am.” He no longer knows my name.

    I told the service provider I was going upstairs to get my purse. He said I was supposed to pay before he came. I said that nobody sent me anything to pay anything and he replied that his representative should have sent me a link to pay before he came here. I said again that nobody sent me anything, which was true, and went to go upstairs. He was walking towards the front door and I asked if he was gonna put the faucet in. He just looked at me. He was gonna say I have to set up another appointment for him to come out and I said he could do it and I would pay the fee. He looked at me. I asked if he didn’t wanna do the work. He proceeded to walk out the door.

    During that service call, it was my faucet that broke and my stovetop. AHS was much nicer with the stovetop but they took my faucet off the account as covered. They did a cashout, which was $300 for me to pay for someone to put it in. So, I paid the money to have the faucet installed and sent AHS pictures of the old faucet broken up in a box and a picture of the new faucet. I had to find a person to put in the stovetop, which was Grant Appliances. They put in my stovetop, even though I didn't purchase it from them.

    Prism, the person that AHS sent out to service my stovetop saw that the valve was broken. At that time they did not do installations and they recommended that the stovetop be replaced because they couldn't find a replacement valve for the stovetop. So, I informed AHS about it and that I would need another service provider that does installations dispatch. But they didn't have anyone for me. So, I had to find my own person. One guy wanted almost $700 to put it in. But Grant did it for almost $400.

    I've had AHS for a long time and I’m not happy that they changed the way they're doing things. I've had them since I had my first house in Illinois and now, I have a home in Kenosha for 27 years. So, I was surprised to get that type of treatment. The faucet guy was mad. He was yelling and screaming. My husband and my son happened to be coming over to visit and had dropped something off. My son was leaving and he turned around and walked back. He looked at him and asked me if everything was okay. I said yes and then, he looked at him for a minute and stood there. He put his fist up to do a fist pump and then the guy finally did the fist pump and left. But my husband had come and walked through as well because that guy was rude. I don't want him back at my house. It was like American Home Shield was trying to force me to accept him back in my home. That experience was horrible.

    My garden faucet outside was leaking and the contractor came out and attempted to fix it. When they took off the anti-siphon valve, they stripped the threads on the faucet unbeknownst to them. When I went to hook the hose back up, it wouldn't go back on. So, I called up the company and they sent someone right out. They rethreaded it and everything is fine now. But I had a bad experience with my air conditioning. I went online and requested the service. AHS replied quickly, within 24 hours. Then, they sent a tech out. He inadvertently shorted more stuff out. It was my blower fan for my air conditioning. The tech said he could get a blower motor and be back probably the next day. I never heard from him, so I called them and they said the blower is unavailable in the state. It may take two weeks to get it.

    I did some research and that blower is made 45 minutes from my house. The contractor never got back to me. So, I ended up paying $1,000 out of my pocket to get it fixed because my house is 90-something degrees. I called American Home Shield and I couldn't talk to a manager. So, that's a negative for them. All the rep would do is read off their checklist. I didn't need to hear the answers from the checklist. I needed somebody out here to fix this and take care of the problem. American Home Shield’s philosophy is that once they hook you up with a contractor, it's between you and the contractor and not AHS. That company didn't call me for four weeks and said they could set up a work order. But not anymore. I paid my $100 deductible to American Home Shield. We got nothing for it except the tech blew up my motor or shorted some stuff out in my system that I had to pay another guy to come out. And the guy got the motor the next day.

    I don't know if that particular contractor only dealt with certain vendors. But when they said there wasn't one available in Florida, they lied to me. I was not happy. The blower motor is $800 by itself and I helped the tech from the other company troubleshoot the electrical issue because I have an electrical background. He didn't charge me to troubleshoot but it still cost me plus the deductible to American Home Shield. But other than that, it's been fine. I probably had six claims with them.

    With AHS, you get a free service for your heat in the winter and your air conditioner in the summer. I did that recently and the guy wo came out was great. He said everything looks good. But American Home Shield's deductibles have got higher, which is ridiculous. And sometimes, they take forever to do a claim. I've had American Home Shield for years and sometimes, you fight to cover things even though they're covered. So we've had good times and bad times with them.

    Every couple of years, I had my house inspected and on top of the water heater, the pipes all rusted out. I had two people come see it and they said it was the people that did it at the time. So I called American Home Shield because they were the ones who did the work and they said they weren't responsible for any of it. I had to keep fighting them back because the whole thing needed to be replaced. And they fought me on it. Then finally, they covered it. But it took four months because the company that did it went out of business. I had other plumbers come out and they said they used the wrong piping. It was supposed to be a wider pipe. One of the hardest things with American Home Shield is getting a supervisor, because nobody wants to talk to you. They always give you an excuse and say that no one's available. They would also say they'll call you back, then they never call you back.

    I am extremely happy with American Home Shield. But I have a little problem with my fan and them finding someone who can fix it. I turned in the claim about two weeks ago and one person came out, but they could not do anything about it. Now, American Home Shield has gone to somebody else that's local, Soroth Electronics, which is what I want anyway. They are coming out Monday to look at the fan.

    We are retired and AHS helps us because we don't have the money to put out for a major appliance. I like to have them because they repair or replace things. We pay so much money a month plus $100 when a technician drives up to look at a problem, then they order the parts, and they come out and put it in. They do not charge us but one time for a tech to pull up in our driveway and I like that.

    They just replaced a refrigerator for us and it was much better than what came with the house. But because of a little thing like the icemaker wouldn't work and they couldn't find a part for it, they replaced it with a refrigerator and we didn't have to put out any more money after that. They also replaced a dishwasher for us. The techs were coming back three times for the same parts because they could fix those parts. I trust AHS a lot. I can afford them and they give us quality products. If we wanted to upgrade, they also have that option as well. And they have very good techs that come from where we are. So, we get to know them and we get to look forward to seeing them because they always fix whatever our problem is. I feel very safe with their people, that they're going to get the product, and they're going to help us in any way that they can.

    Rooter King was the worst service I ever experienced at my house. They lied. They said a lot of things, so I didn't like them coming out here. They came and got paid extra to come out here on an emergency visit. I had a plumbing problem. With that being said, the guy came out. He didn't know where the water was coming from. It was coming from under the ground. Then he said that he didn't know where it was and he would have to call another crew, which he did. He sent out a crew for restoration. I'm thinking, “How can the restoration man find it? They're restoration. And he is a plumber.” So, it was ugly.

    And then all of a sudden, the restoration people are here. They're more or less interested in telling me about the fact that we have asbestos. They were doing everything, and then they told me that they were gonna have to come in here in my dining room and break it all open. Then they went in there and talked to my dad. After they looked at the property, they went in there. And they kept saying, "The water line was this, that, and the other." My daddy built our house. He said, “I built the house, so I know where the water lines are.”

    So, they went back and told American Home Shield that we would not allow them in the property. If I didn't allow them in the property, how is it that they were able to send the restoration people? So, that was a loss for us behind Roto-Rooter. I did have to use my insurance and use a licensed plumber who works with a friend of mine and their general contractors. That man came. And we're out of like $4,000 behind Rooter King, their lies, and American Home Shield going on the fact of what they said.

    So, then I asked them if I could use my own plumber. They said if they were not contracted by American Home Shield, then they were unable to do it. So, giving Rooter King a terrible thing is what I wanna do. The next thing happened in here. Our water heater was going out. I asked for Rooter King never to come back to my house because of the previous situation. AHS sent Rooter King back out here, and the man looked at me and my dad and said, “Yes. You need a new water heater. This, that, and the third.” He went back to the office and put in there that the water heater was just fine due to the previous thing that had happened with us.

    So, then I called Home Shield, and I said, “Can I get a second opinion?” At this time, because we didn't use Rooter King—my daddy told them to get out the house and never come back—that they wanted to sabotage something. So, when they sent the second people out here, they automatically saw what was going on. I have a new water heater because of them.Rooter King does do stuff. But I don't believe that they do stuff correctly.

    I wasn't satisfied with American Home Shield until I finally got my issue resolved the other day, but it took three weeks to get approval for replacing my water heater. And because it took that long, I went another route and paid for it myself. I tried to convince them that it was covered under my contract, and it fell on deaf ears. Almost three weeks later, they finally said that they reversed their decision. They did reimburse me for part of the expense, only about half of the expense that I made on my own, and gave me a cash in lieu, but it was very disturbing that it took three weeks for a water heater.

    Lately, I've been doing my claims online, but I’ve done the call. Their website is good. It's easier to do a service request. The only time I really need to talk to somebody is if there are more than one item in a repair category. If I have two or three plumbing issues, I wanna make sure that they're only gonna charge me for one service call. I always wanna talk to somebody to confirm that, because when you try and do multiple items in one category, it doesn't allow you to do that on the website. Therefore, if I were to make another service call and add the other one, then it would be two different service calls. So, they need to do something about their website where you can input more than one plumbing repair, for example, in that category. That's when I call because I want somebody to document it and I want them to email me that there's only one service call.

    We went online to submit the claim to American Home Shield and it was easy and straightforward. Where necessary, you pay the fee and the next step is to arrange for the service window. We haven't had any particularly negative experiences with waiting for the contractor to come in to do the work. Dealing with them has been excellent. We got our furnace repaired in our most recent claim. We had a problem with the fumes escaping from the furnace and when he came, he did the adjustments. He replaced the nozzle and after his departure, everything went well.

    Prior to taking the house, somebody called American Home Shield for the dishwasher and the contractor came out and looked at it. Some decision was made on it that I wasn't aware of. But when we came in and saw the dishwasher, we knew it had to go. We've been trying to reach out to American Home Shield, asking for somebody to come and rectify the whole issue. We were told somebody has to decide if it's obsolete. We have eyes. We can see that's obsolete. But they have to decide if it's obsolete and nobody has come to do that.

    The only thing that has happened so far is a whole lot of boxes. When I asked the TechPro agent at the time, “Are you guys gonna be sterilizing, using particular type of chemicals or whatever you're gonna use to make the dishwasher not toxic to my family anymore? Is it that you're just gonna fix it and leave us to put our plates that we're gonna be eating from in such a toxic machine or will you guys be bringing it to a human level where human beings can actually interact with it before you leave?” They told me, “No,” point blank. It was not their job. My thing was give me a cashout and have us figure out how to get a different dishwasher. But it's something American Home Shield doesn't feel like they're leaning towards doing. It's been a week, going into a month or more, and I've got no response back.

    I've called American Home Shield multiple times and the agents have called. They haven't gotten through to anybody. They have left emails and messages. Nobody has gotten back to us. I have all of these boxes at my house. The dishwasher is still not in use. It's getting even more moldy and toxic for the home. It needs to go. We just need some solution to this at this point. This particular last instance have really left me a very uncomfortable space. But overall, my experience with American Home Shield has been fine.

    The plug burned out. I called it in to AHS and it wasn't difficult to make a claim. They did a great job. Then, the tech had to go into the walls and replace whatever it was on there.     Brick Street Plumbing came out to fix the hall bathroom. The tech let me know that he was on his way and he showed up and he was very professional. He changed the pump in the toilet, which was continuously running. He explained every single thing that was wrong and how he was gonna fix it. He supposedly made the issue stop but the funny thing is there's a leak at the bottom of the toilet now.

    I wish they'd stop raising their prices, but otherwise, the service has been fine. As far as getting service, the customer service has been fine. It's been relatively quick. The last guy that came out looked at the system and after about 20 seconds, he pointed out the issue. Then he got the part from his truck, replaced it, and it's worked fine ever since. He was at my house for about 20 minutes.

    I had an issue with my garbage disposal leaking water all underneath my cabinet. I called American Home Shield and they had a plumber out within a couple of days. I just kept a large bowl under there, and the tech completely replaced the garbage disposal, which was probably more than 10 years old. I paid my fee for that. He diagnosed it first. He ran a couple of tests to see if it even was the disposal or a leak from somewhere else. Then he showed me the garbage disposal box that it came in. I got a picture of the box so that I could look it up online. I wanted to know exactly what kind of garbage disposal I had. So, I asked him if I could get a picture of the box that it came in. He let me take a picture of the box. Now, there's no more leaking.

    I also had a claim for my refrigerator I had come home and there was water on the floor and I thought, "Well, a couple of ice cubes dropped out." That's happened before. I dried it up and then the next day, there was water on the floor. I opened the freezer and started looking around. I saw that there was a bunch of water in the very bottom. I pulled the bottom tray out and there was water sitting. I could see where it was overflowing out and coming through the door, and then a part of it was frozen. I called American Home Shield, and they had signed that to Sears. I didn't really care for Sears. It was an 8 AM to 5 PM window. So, I scheduled that on a day that I worked from home, which turned out to be a very good thing, because they canceled on me the first time. They didn't cancel until 4:15. I got the text that they had to reschedule it. All I could think was, "I'm so glad I didn't use a vacation day for this. I would have sat here all day."

    So, I scheduled it for another day that I work from home. Then this very nice gentleman came and pull my refrigerator out, showed me exactly what it was, and this little thing that was plugged up in the back. I thought I'd need a whole new fridge. He took this part out and he said, "Sometimes this gets clogged with dust or pet hair and it just needs to be rinsed out and cleaned out in the sink." He showed me exactly where it was because I was making a mental note, "Next time I can do this myself." He showed me step by step, "This is exactly what it is. You don't need a new refrigerator. This happens. It's nothing you did. It could happen again in a couple of years. It could happen again next week. You just never know with these things." He was the nicest man.

    He even gave me time when he pulled the refrigerator out. I was mortified by the dust that was back there. He let me grab my Shop-Vac. I said, "Man, I'm so sorry. Before you push this back, can I vacuum back here? I'm a clean freak and I never pull my refrigerator out.” He sat there and watch me Shop-Vac all back behind the refrigerator, and then he wheeled it back for me. That took him though about 40 minutes, but I got that repaired too. I was pleased with both. I just didn't care that they had canceled it the first time on such late notice, but it all worked out after that.

    I had a home warranty before that I wasn't happy with and I researched American Home Shield's service. I liked the reviews and I got them in September. I had a service that was done a second time because the technician the first time didn't do it correctly and I had the same problem. But because I was 10 days outside of the 30-day warranty, there was no recourse. I had to open a new claim altogether, even though I hadn't been using my heat at all. I didn't know that it wasn't fixed. So, I was unhappy and very dissatisfied with my most recent experience. It was the same issue, related to my heat and I didn’t have to use it until recently so AHS could have offered some type of grace period or at least a reduction in the cost of that payment. They gave me zero options. It was a five-minute phone call. I was happy that they were available to talk to me at 3:00 in the morning, which was when I noticed the issue. But the answer was just a flat-out no.

    Nobody was going to even look into it or even ask the supervisor to see if there was anything they could do. AJS didn't even attempt to try to make it right. But they sent out a different company and it was good. It was fast since it was something simple that the first technician should have done. I also had a claim on a water heater and it had to be replaced. The AHS rep said I may have to pay an extra $210 in charges, which was fine. I contacted the company and they told me it was gonna be $75 and I said okay. But once they found out that there was a max of $210, they automatically charged me that fee and wouldn't take any less than that. So, I felt a little bit uncomfortable with that. But I paid for it.

    The online process is very easy. The only downfall was when I had to deal with my water heater. I had to call the company that they dispatched several times. They were supposed to get with me in 24 hours and I gave them three days. Every single time something had to happen, I had to reach out to them. They seemed very disorganized. But that was not American Home Shield's fault. Everything is automated through the website and is very clear and easy.

    American Home Shield is a great company. They did a great job. I had been with them before and I was in another state. I was in Memphis, Tennessee and it was good there. The fan in the master bedroom made a noise. The other one in the guest bedroom made noises too like it rubbed up against the metal part of the fan. The tech told me that AHS wouldn't allow them to change out the fans unless they quit. The tech came in and played with the fans for a few minutes and told me, "That's all I can do," and packed up and left.

    The fan in the bedroom got a small chain on it and the tech played with that. It now goes 100 miles an hour instead of 30. I also had a washer and a dryer. The guy came out here and spent two hours trying to straighten them out. But when the guy from the electric came in, he said, "They don't change these out unless they quit altogether." I said, "Okay." AHS got somebody out here as soon as possible. I talked my sister into getting AHS.

    The techs worked on my central heating and air and it was summer so we never turned the heater on. We finally did on the 30th day after the service. It was in the middle of the night so I didn't call. I called on the 31st day and they couldn't come out and I had to pay the $100 fee again. I was upset about it. I had to wait a couple of weeks to save up the $100. American Home Shield sent somebody out and the guy found out that everything the first guy did was wrong. He undid it and the heater worked perfectly. AHS reimbursed the $100 so I’m satisfied with them. It's a little pricey but I'm 65. I can't do the work I used to do and it makes me feel good that AHS is $100 away from any problem that I have. They've done a lot of work for us. I've only had one contractor that I was dissatisfied with. Other than that, they've all been very polite, professional and did excellent work. Overall, it's been a great experience with American Home Shield. I appreciate them.

    I'm disappointed in American Home Shield. Because I thought that they would pay half or something for me. I've been with them for 15 years. In a company like this, the longer we would be in, the more they should be able to put up for our appliance. I pay 70 something dollars a month to them. I saw somebody that came in August, and they got a new stove, washer and dryer, but they haven't put anything in. That isn't right. When people get stuff, I'm happy for them. However, I thought that when our appliances went bad and they couldn't fix it, they would get me a new appliance. I've been wrong all these years. They need to take care of their old customers first because we're the ones who allow them to get this far by being in the company.

    I'm not that happy with AHS because I had to get a new boiler. That was $5,800. They paid 1,300 on it. They put the 200 to it that I had paid for the people to come to my house. So, I had to pay the 4,200 on it. The next week, my water heater went. I had to get a water heater. AHS tried to tell me that they paid on the water heater. But by the time they finished adding up different stuff, I had to pay 600 something dollars to get a new water heater. They told me they paid for the water heater and labor. I don't see it that way. I felt like I paid for my own water heater. Also, sometimes I feel like they could get a contractor to me quicker. It worked out this time. But sometimes I would have to wait a long time for somebody to come, even when I said it was an emergency. I'm ready to get away from AHS. I'm trying to find somebody else to go to.

    I called many times with the American Home Shield's technician. He came seven times. The first thing he said was, “We fixed the washer and dryer already.” I said, “Okay. It's good.” After three weeks, it stopped again. The gentleman came and fixed it. He said, “We're done.” It did not work again. It was the same issue. He came again. He said, “We need to make an order for four parts.” He made the order. I asked, “When is the order coming?” He said it would take two weeks. I said, “Come on, man. I'm not gonna wait two weeks.” He came after a month.

    When he did the service, I said, “Okay. Thank you. But you're late.” All that time, we took all clothes to the laundromat. We spent much money. After he fixed it, everything was made good. However, I smelled smoke from the washer and dryer. And the dryer didn't work. It took three turns, but the clothes were still wet. The technician said, “We made everything good. We don't have to do anything more.” I said, “No. We still smell smoke. I'm scared. Maybe something is damaged at home.”

    I called AHS. They said, “We're gonna make a second opinion.” The tech did not come. He said he needed some part. The last technician came but he was not experienced. He was not professional. When he tried to fix the washer, the water went to the floor. He made damage on the ceiling. American-style houses are all old wood. I called many times and said, “Forget it about washer and dryer. I will buy a new one." I already bought. I'm not gonna wait until AHS would send me a professional tech. The tech gave me more trouble.

    Burleson Services came out recently for a fall check-up. I wasn't sure if I was gonna have to pay for it or not. I chatted with an individual from American Home Shield and he was very helpful. He said I got one free a year. He asked, “Would you like me to schedule that for you?” I said, “Sure.” The tech from Burleson was awesome. He checked my thermostat first, and then he came and checked the unit in the garage. I stood out there with him. He explained stuff to me. He asked me how old the unit was, and I said, “I don't know. I've only lived here for less than a year.” He said a major piece looks almost brand new. He said, "If it goes bad, it's pretty pricey." But he checked and he said, “Everything looks good.” I had already ordered filters. He changed that for me.

    I did ask him a question, too, because I had to have an actual service call. It was around April when my AC just quit, and it was because the drain pipe was full. That was a different company, but they were excellent too. In my previous home, I used to always try to put vinegar or bleach down my drain thing to keep it open, but I couldn't find the one on this new house. I asked the tech about it. He said, “Oh, it's right here. It's behind this pipe here.” He showed me how you take off the top, and he suggested using vinegar. He said vinegar was better than bleach. So, he was very helpful, very professional, and very courteous. I've been pleased.

    This is the third call I've made to American Home Shield. That was part of why I decided to renew with the company. I really like the convenience of the service, particularly since I'm new to the area and don't know who to call. I've been very pleased with the folks that have come out. The only thing that was negative was that just right after I had sent my check to renew, I got a call from someone identifying themselves with American Home Shield. I told them I had already renewed, and they were trying to encourage me to cancel my check and they said they could offer it to me cheaper if I did something with them. After they said that, I thought it might have been a scam. It made me feel uncomfortable. I didn't like it.

    I usually get our furnace inspected annually just to make sure it's ready for the winter. And when I purchased the service with American Home Shield, they told me that was one of their services that they do. So, instead of using one of the usual companies that I use, I said, “Okay. Well, then I'll use theirs.” I used theirs, scheduled it, and the guy came out and did nothing. I told him that our furnace was like 24 years old. He opened the furnace. My husband had bought new furnace filters. He put a new furnace filter in. He had me cut the furnace on because it wasn't on. Now, my husband's like, “It ain't cold enough to be cutting on no heat." So, I went upstairs and cut the thermostat on so it would fire up. I went downstairs.

    I said, “Well, I will tell you, one of the issues that we have had numerous times is the igniter goes out in the middle of the winter. And BTE, ‘cause we had the service plan, will come out and service it and give us a new igniter. But sometimes it would take a couple days because they had to order that igniter. So, we would go without heat.” He wasn't even at my house 15 minutes. He was like, “Oh, you’re all set.” I was like, “You didn't even open the furnace up. What did you do?” “Well, I tested for the carbon monoxide. And you don't have that. And you're all good.” Usually, when the other companies are here, those guys are at my house for almost an hour. They go in and take the furnace apart. One time, there was something in it broken. They noticed it. They fixed it, gave me pictures and a report. This guy didn't do any of that.

    So, I'm like, “I just need to call back one of my other companies ‘cause I don't really trust what he did.” I did call American Home Shield and complained. I called the company and left a message. I was complaining to a friend who said, “Oh my God. We used them too. And that same company came out. They're horrible.” I was like, “Oh, then I'm done with it.” I didn’t even further with the complaint because I’d never even heard of this company. There's no website. I don't even know how AHS found these people. The guy was terrible, and it was the same tech that came to their house for their AC.

    I'm gonna cancel American Home Shield because their people did nothing. I had just got the service. I signed up in September and I said, “Well, I usually have my furnace inspected, ” and that was one of the things the rep was saying that they do and it's $100. It's a little cheaper than Great Dane or Randazzo’s. The rep also said, "But you have to wait 30 days until your plan is in full effect. And then you can call us back before this date." As far as customer service, I called both times to make the recent work order and for the complaint. Without being disgruntled about the complaint, the people were very nice and they assisted me as best they could. The price isn't terrible, too.

    I had a claim to American Home Shield about two weeks ago with the air conditioning service and that was just in and out and that was fine. The vendor was fine. I had a claim before that that I disputed. It was for a blocked drain under the sink and they denied the claim based on the fact that there was no access to the cleanout drain. I had my own plumber come after that. He found it. He had to look a little bit, and then fixed it. That was due to lack of diligence of the original vendor.     I’ve used AHS for more than five years since I moved to my house. The first two years, it was exceptional. Whenever I called, they immediately connected with their service contractor and they provided the required service. I don't need to call many times because if I call one time, they will make an appointment with their proper contractors. They would call me and I would make our appointment time to come to my place. Then, they would fix it. It was excellent. So, I was satisfied. But this year, even if I request the service, I have to wait a couple of weeks. After that, I would call but they couldn't find any contractors.

    There was a leak in the restroom roof in September and I requested the service. Cox's Plumbing fixed not just the leaking problem but also the valve because it is not a combination of hot and cold water. Even if he said he fixed it, it was only for turning on and off. It’s impossible to control the hot or cold water. So, the repair guy said he should completely replace the valve. But the problem is that when he replaced the shower booth, it was impossible to break apart. He had to cut through the back of the shower booth, which connects to the bedroom since the shower booth and bedroom are back-to-back. Now, there’s a big hole that’s almost 20 inches by 20 inches in the bedroom wall. In general, after they make a big hole, they should do a follow-up service. But he just blocked the plastic board temporarily.

    I called American Home Shield and one of the agents said that they do not provide any follow-up service to block the hole. I waited a couple of weeks and finally, someone came and blocked that hole. But it was a rough patch so a second service is needed. I waited but nobody called. One month later, I called American Home Shield, and they said it was too late because the request was already past one month, so that issue was already complete and closed. So, I can't get any further services. This is weird because I waited for almost two months and then, they said it was impossible. So, right now, I am seriously thinking about changing to other warranty companies because their service is getting worse. I can't have any more patience with the service. Even if I reached out five times and waited for their service personnel and subcontractors, it didn’t move.

    I called AHS many times, and almost every day, and it’s the same. Nothing is changing. I contacted the other plumbers and asked and they answered immediately. But I called the AHS representative and I was told that they left the message to the service contractors and that’s it. It’s been two weeks and it’s still the same situation and I don’t understand. The contractor did not answer my call and I even left a message a couple of times because AHS needs the information from them, but they didn’t call even American Home Shield back. So, I asked the representative from AHS and they could not get any information from that service contractor. AHS’s services must change and upgrade. Otherwise, they're going to lose a lot of customers.

    A1 Phoenix Plumbing came out for a clogged pipe. It took a long time to get ahold of them and to get somebody in the house. We were playing phone tag for several days before getting in touch with somebody and it was another few days after that before somebody came out. Then, the basic service that they offered didn't work so they had to come back with more tools in a follow-up. They had to remove the toilet and run a snake and a scope. They gave a temporary fix but I have to have the pipe replaced. I'd tell others to shop around to see if there are other home warranty companies.

    AHS is usually really quick when you file something and they're easy to work with. Most recently, when I would press for the garage door to open, it wouldn't open. I could press the clicker or on the wall and it make noise, but it wouldn't open. I submitted the claim online on the website and that process was super easy.     Most home warranties are a pain in the neck to deal with and American Home Shield is no different but they're one of the better companies to deal with. I realize the value or non-value either way. It's there to cover bigger expenses if I have a big item that breaks or needs some attention. But we've probably spent more money in the 20 years on the warranty than we've ever realized in saving. Also, I could never talk to an individual on the phone. I do everything through the computer or the automated service, which is terrible. I hate it.

    US Comfort did a fantastic job. The air conditioner was not working at all. The way I understand is I have to have a furnace and an air conditioner that are compatible. So, I had to replace my furnace, too. It started out with some company who was wanting me to send $10,000, which I'm assuming are associated with American Home Shield. I wasn't comfortable with that. Then they brought it down to something like 8,000 and I said, "That's wonderful, but I don't intend to send that money to someone I don't even know who they are." As it turned out, we went from the premium unit to a lesser unit and we got it down to around 6,000. Joe at US Comfort said, "You can pay us." So, I was thrilled because that other did not seem logical to me. There are so many scams and everything going on right now. So, US Comfort went above and beyond to get this taken care of for me and I appreciate that.

    In the beginning, I thought my experience with American Home Shield was a farce. I thought, "That's a lot of money. How would I ever recoup all that money?" It became obvious in a hurry when I bought this older home because of all the issues that kept cropping up. So I would recommend it now, especially if you buy an older home. The people that I converse with American Home Shield are very difficult to understand, but that's the only thing.

    I was having an issue with my washing machine that wasn't progressing through the wash cycle. I did an online claim to American Home Shield. The information I received when I went online said that someone will contact me within 24 hours. I was contacted by Universal 1 on a Friday afternoon. I was informed that they received my information from American Home Shield and someone would call me on Monday to schedule service. I didn't receive a call on Monday. I called them on Tuesday and they told me that appointments were scheduled based on location, and my location's scheduled days were Tuesday and Wednesday. So, it was already the end of Tuesday. I was told that American Home Shield reached out to Universal 1 and then someone called me on Thursday, October 31st, to come to my home on November 1st. A technician did show up on November 1st. He looked at the issue. He told me they needed to order a part. It would go to them, and then they would call me once the part came in to schedule the repair.

    I requested service over the phone and the American Home Shield rep was very good. Three contractors were sent here, and only one of them got it good. The last one that came here was a very nice gentleman. He's an HVAC guy and he knew exactly what he was talking about. As soon as he got here, he got the problem on the nose, and not even 20 minutes later, the problem was fixed. Now, the unit is better than normal.     AHS has been good and when I file a claim, usually someone is able to come within a week. Some of who they contract with have been good as well, but some have been very kind of not so detailed in the work that they do. One time, the glass on my stove shattered, so they sent someone out to come and fix it. The person pretty much just put some kind of oven tape on the sides of the oven instead of really sealing it and making sure that it was enclosed. It looks pretty sloppy with silver tape on the side and I let AHS know about it but nothing came of it.

    AHS also sent out a tech a couple of times for the water heater. They had to change the template and there were issues with that. It seemed like that person who came out a few times didn't really know what they were doing with that, so it kept going out even though they replaced the part. Then it was found out that there was something in how the heater was installed that was making that error happen. So they had to come and fix that.

    Recently, the washer I had went out, so the techs came and they had to replace it with a new one. The new one that they replaced it with was not comparable to the one that I had, but I didn't want to pay any additional fees for that, so I accepted what they provided. Aside from that, AHS won't repair your toilet if it's having a problem with flushing with a loud noise. However, if it was leaking, they would fix it. But if it's flushing with a loud noise, that indicates that there's a problem somewhere, so that should be fixed too.

    I'm generally happy with American Home Shield. Recently, I had an annual check where a tech from Royal Flush came out. It went well but the young fellow put his foot through my ceiling and damaged the drywall. I tried reaching his company but the manager was not being responsive and not helping me fix my roof with a giant hole in it. So, I online chatted with American Home Shield and asked who do I speak to about the damage to my house. They told me to talk to the service company, so basically, American Home Shield wanted nothing to do with it. It's troubling to know that if you have a problem with the service reps they send out, they don't support you at all.

    So, American Home Shield and the manager of Royal Flush did nothing other than delay then ultimately tell me that their guy couldn't come, so I should try to deal with the technician. It was about five to six days of I wasn't even sure anyone was going to fix my roof and I thought I had to spend 1,000 bucks on my own just to fix it. At the end of the day, I'm satisfied with how it all turned out. The young worker took it upon himself to make sure I was happy. He got someone out here and he paid for the repair. It looks great and I'd use the young lad again, but I was pretty disenfranchised with the management abandoning their worker like that.

On the other hand, I've got two HVAC experiences and American Home Shield sent out the same company. The technician was fine, but Epic Heating and Air is very dishonest and so is AHS. I've spent hours and hours and sent letters and got no response from AHS. I would very much appreciate them if they would be responsive, more honest and adhere to their contract. However, I can't ever get ahold of anyone to talk to about that. I'm very disappointed with AHS.

    The draining wasn't occurring very well on the washer, and the clothes were wet after the spin. I went on American Home Shield's website and submitted the claim. That has always been very easy. Then Access Appliance came out and it was an excellent experience with them. They quickly identified the problem, told us they would order the parts and would work on it the next week.

    I had American Home Shield for one year. They were okay, except their service providers didn't come out when I wanted them to. I was a little bit frustrated and tried another home warranty provider but they were horrible. American Home Shield was so much better than them so I went back to American Home Shield and I've been back with them ever since. This is my second year with them and they've gotten better. I haven't had any more trouble with service contractors not coming out when I want them to. I like that the service is timely. When I request service, they can come out and they work with me on my schedule because I'm not always here. I also like that they send out people who are competent.     I like that everything is systemized with American Home Shield. I'm able to raise a request on the website and they're able to allocate the right vendor. Pinnacle HVAC came out recently when there was a water leakage in the furnace and provided the recommendation to American Home Shield. Now, if somebody is looking for something to be done quickly, American Home Shield is not the best one because it takes time for every process. Reaching out to them and even understanding what options I have has been painful sometimes. I've been pushing them for certain things to get my way out. I was looking for more details in terms of what is covered and noncovered cost. But they didn't provide me any specific information. They just said, "This is a total non-covered cost. You either accept it or don't."

    It rained really hard, and a leak came through the attic, and then into the living room right in front of the fireplace. Nguyen came out and they looked at it. They said, "Yeah, that looks like a problem." They took a couple pictures, and then they left. A week later, I was told they backed out. I had to find somebody myself. I kept getting phone calls from American Home Shield saying, "We can't find anybody." They worked on the flashing and it's still not great. So, I need to have them come back out. It's still not completely done. This claim experience with AHS has been extremely frustrating. I also had another claim where I don't totally love the company they have on file for the electrician.

    When the spa was not working, Upland Pool came out to service the pool equipment. They did a fine job. However, I'm not impressed with American Home Shield because of another incident I had with them. Last year, I needed my septic tank worked on. I didn't have coverage from American Home Shield and they said I could get coverage for my septic tank so I did and paid more to get that coverage. The coverage stated on the contract that I have a one-time dumping of my septic tank. I was told last year at this time by a septic tank professional that it needed to be dumped in October so I called American Home Shield in November this month.

    The guy I talked to on the phone said, "I have to check your contract to make sure this is covered. Can you hold?" He put me on hold then came back and he said, "Yes. This is a covered item. How do we collect the $100 service fee? We can put it on your card that we have on file." I told him that was fine. The next time I spoke to someone, the contractor called me and asked what was going on. I explained to them what was going on but they never came out. I talked to American Home Shield and they said they had received a service request from whoever it was they were sending and they were gonna send them out. They called me and asked me what was going on. The next time I spoke to American Home Shield, they told me it wasn't a covered item, and I am disputing it now.

    American Home Shield said that the company came out but I have them on my recorded phone saying that they never came out here. They were insisting that they did, but my husband and I were here all day and nobody was here that day. I told them I wanted my $100 back because they're not providing me any service at all. But they wouldn't give me my $100 back. They gave me a coverage for a septic tank but they say they can't work on it because they can't dig up the septic tank. I don't know if they know anything about septic tanks, but septic tanks are always outside in the dirt. I'd tell others not to get American Home Shield.

    The contractor changed an outlet. But they originally were coming out because the plumber that was originally supposed to come out for my water heater, which I have an issue with, because he came so late, he didn't wanna do his job. He just automatically assumed it was an electrical issue. So, the electrician person came out and in fact, it was not electrical. But in any event, American Home Shield needs to change their plumbing people and don't use them again. They're not good at all.

    The electrician wrote up everything and said that it wasn't electrical. He showed me exactly what to tell the next plumber to come out so that they wouldn't try to do it again to me. Then he showed me that there was power running to the actual water heater. Then I had to recall a plumber to come back out. I told them I didn't want the other people that they sent to me. I didn't want them back out. So, they sent me someone else new and that person did what they had to do.

    When I initially phoned American Home Shield, the kitchen faucet was dripping. The bathroom handle on the toilet was broken and the bathroom was running. The claims process has been challenging. The toilet in the bathroom still is not flushing correctly. When the tech came out, he said there was a failure at the sump pump. And that cost me an additional 1,425 to fix that. He asked me not to flush it for a couple of days so that it was sealed correctly.

    When I went back down to flush it two days later, the initial flush, the water didn't go out of the bowl at all. Then I was like, “Well, that was odd.” My husband wasn't here. Then I went back and I did it again, but I held the handle, and then it flushed. That was odd. So, I did it a third time and it went to the bottom and it started gurgling up. Then there was a knocking in the shower. So, I phoned that back in. The people that were in the bathroom up here, they changed the valve in it. But a day later, it's still running.

    I was told that the kitchen sink was still under warranty. I needed to contact Delta on that for them to send me a new cartridge. I was gonna get charged for putting that cartridge in. My husband's bathroom is 100% disabled. It had a dual flush. It was still running after they put the valve in, he said the toilet needed to be replaced. When he came back, it was a standard toilet and it had a handle flush.

    I called American Home Shield again and they tried to explain to me that they don't have to put back the same manufacturer. I told them, “I'm not asking.” So, we went back and forth. The rep started to read me the policy. When she read the policy to me, it said that it needed to have the same functions. So, I said, “Well, my husband is 100% disabled and he has to have the dual flush.” We went back and forth with that for about four days and then they agreed that they would replace it with a dual flash with the same capacity. I took pictures and even asked them, “Do you want me to send you pictures? I'm not asking for the same company. All I want is the same function. The same function, same capacity.”

    I had a hair appointment on Thursday when they came to replace the toilet. The toilet was a dual flush, but it's a smaller toilet. When I got home, my husband said, “This toilet’s small.” He's at 6’2” and 240 pounds. He's 100% disabled and it's too small for him. So I phoned them. When the tech came back, I said, “The toilet in the basement does not flush.” Then he said that it needed to be snaked. He said that probably what happened was when it was not flushing and they changed whatever the flap is in the sump pump, there may be still some clog in the toilet from when it was when the sump pump was broken or needed to be fixed. Then he said that it needed to be snaked. I said, “What do you do to snake it?” He said they would take the toilet off and then snake it. I was okay with that.

    When I phoned back American Home Shield, they told me there was a note in there and that they closed it out. So when they came back to change the toilet that did not have the dual flush, my husband asked the tech about that. But he said he didn't say that. So, I called American Home Shield again and said, “The technician that was here says that he did not say that.” But that was what was in the note. I told them, “Okay. So, what I'm gonna say to you is when the guy came and told me that they would need to snake it, he told me they were a small business and they did not do that.” I asked the rep if he was gonna make the arrangements for somebody to clean it and to snake it out and he said that they would make that arrangement.

    When I phoned American Home Shield yesterday and shared all that information, everybody was understanding. But the sticky point from them with me has been they don't have to replace it with the same company or a manufacturer. I told that I was not asking you for that. The policy says that it had the same function. So now, in my husband's bathroom, the toilet has a dual flush, but it's a smaller toilet, which is not comfortable for him. So, the part on the basement that needs to be snaked, they are supposed to send a second opinion, of which if that person is in agreement with the first person, then I will need to pay another $100 service fee. I put in the claim on November 4th, and here it is, the 22nd, and the toilet still is not working. It’s cost me $1,525 at this point for at least one of the bathrooms, which was a primary bathroom that was not flushing at all.

    The worst warranty service I have ever had. I have a case open since September for a fridge. Parts have been delivered and their third party keeps not showing on schedule appointment.     I had one of those air conditioner tune-ups because of the way my account is set up. I do it twice a year. Elements came out and the next day, I had no hot water. It was only in the kitchen and I couldn't figure it out. American Home Shield responded but not in a great way because there are no such things as coincidences. As far as I was concerned, it just didn't seem right. They said I’ve got to call Elements. And I said I would. I called Elements and they immediately sent somebody out to me on the same day. When I explained the situation, the guy said it was weird so he checked. He said that he didn't go out to the heater when he came and just stayed inside with my air conditioner. All he did was a tune up so he turned the water on and checked it. There was no hot water and he said I was gonna have to get a plumbing service or get in touch with American Home Shield to have it fixed because it was only in the kitchen.

    At that point, I needed to call American Home Shield back and make another appointment to take a look at the kitchen but I got busy with business and I could not call. But within three days, all of a sudden, I had hot water in the kitchen. It was the weirdest thing. It just came on. So, there wasn't any claim. It wasn't the guy’s fault and he was a nice man. AHS is a good service. They cover everything.

    ABNation came out to fix the pool pump. But they had to fix the electrical box and upgrade it before they could do anything. I had to pay for the part to get fixed. But AHS doesn't cover upgrading when the upgrade is needed. They upgraded the box and now they're waiting for a pool guy to come out.

    For my recent claim with AHS, our automatic icemaker stopped working. An Elite Appliance technician came out and identified that there was a valve that needed to be replaced. He went back, ordered a valve, came back, installed it, and it worked for a few days, but it failed. They were gonna come back and look at it again. They did not come back because I asked for a new date. There was no negotiation with me and they just set it up for yesterday for the return visit and I had to get family to the airport. I'm waiting for them to reschedule to come back and do a second repair on that ice maker.

    They don't carry the parts with them. I have to send in the model number and all that stuff. This has happened before on this icemaker and a different company came out and had the icemaker already there in their truck and replaced it right there. It was irritating I had to wait for two weeks after their initial visit for them to get parts and come back. It would be nice if they would be ready to do some on-phone diagnostics with the contractors and come with the parts so I don't have to wait. But I like that they'll come in and take care of it.

    For my recent claim with AHS, I had a stoppage in one of the bathrooms. The tub was the main stoppage. The techs came in and were very professional. They were in and out, in 30 - 45 minutes. They also told me what the issue was and helped prevent it from happening again. Everything was also very clean when they left. I had a garage door claim too. I had a spring that broke and the guy came out. I was gonna get both of the springs replaced, but they wouldn't replace both because only one was broken. But I figured if one broke, it was just a matter of time before the other one broke. I didn't wanna have to pay another deductible and have another service call. I would like for AHS to change the policy or even think about changing that policy to get both springs replaced.

    I had a water heater that started leaking and I made a claim through American Home Shield’s website. Colorado Plumbing and Heating was dispatched that day but it turned into a fiasco to get it fixed. The end result was I didn't use the technician that AHS sent because they were engaged in price gouging. They gave me the option to send somebody else out to do a second opinion but I'd have to pay for that one. And if the second opinion was the same, I'd have to use the initial contractor who I didn't wanna use. So, I just took the cash-in-lieu option. I still had to pay about $1,100 out of pocket.

    The experience has been good overall. I've had other dispatches and times to use American Home Shield, where I haven't had any issues and I've been very happy with it. This claim exposed a flaw with the company that I didn't realize was there before. I still think AHS is very competitive compared to some of the other companies or competitors that they have. But it has sort of tempered my expectations.

    Not all of Home Shield's service people are good, but most of them are. When I get one who didn't resolve a problem, I call and tell Home Shield. It is good that they cover a lot of things, but it would be great to be able to talk to a real person on the phone. Also, a lot of times for replacement value, you get something of very low quality that may not be exactly what you had. So, you've gotta pay the difference. Other than that, Home Shield is worth looking into.

    The clothes washer was not draining properly. I went online to submit a claim with AHS and their website was very user-friendly. They notified me who would be the contractor and their phone number, and that they would be in contact with me. Then the tech came out and he couldn't speak that well, so it was hard to say how effective the service was. But a part was ordered and they've rescheduled the appointment for tomorrow. So, I've been waiting for the tech to come back. Other than that, I've been with AHS for 20 years and they've been pretty good to me. I would recommend them to others, depending on the condition of your appliances and whether they're still under warranty.

    I've kept American Home Shield for the appliances. I had issues with the dishwasher and the fridge. That stuff have been good. The stove temperature wasn't working, and it went great. I made the claim. The contractor happened to be in the area, so they fixed it in less than two hours of me making the claim. However, any time I try to get my AC serviced, it has been a disaster. Every person AHS referred either couldn't work on it or would come out and do something fraudulent. I paid out-of-pocket last time because the last people lied. I have a Carrier, which is a bit higher-end unit, and I find every time I dealt with the AC people through AHS, it has been a scam.

    The last person actively tried to scam me, and AHS doesn't seem to care about the AC. The guy came out, diagnosed the issue, said, “No problem with the air conditioner.” In the middle of summer. Said, “I'll fix it.” AHS would assign somebody to work on my AC, and I would tell AHS, “It's a Carrier. Make sure you can only assign someone who can work on Carrier. Please don't auto-assign this ticket. It's gonna be an issue.” They say they would do that, but they wouldn't. They don't have any automated way to fix that, so they would just assign eight people in a row until I get to somebody that could actually work on it. It's a terrible experience. Every time they assigned a ticket for my AC, I would have to call AHS back and say “They said they can't work on it.” And they keep going down the list. That is why I wouldn't recommend AHS.

    First experience after having bought an older home. Heating tune up for $100 as a perk sounded great. They sent me a list of items that would be done for this 'tune up'. Tech contacted me promptly and got to my house at the end of his day at 6PM 'on the way home'. He was nice and all, but this 'tune up' lasted all of 4 minutes, wife and I timed it. Looking at their site and the email they sent it is very deceptive to give a list of items that include checking the thermostat and cleaning the burners, which I know he did not do. I quote from their site 'this thorough tune-up will be performed by a qualified technician who will: ...(list of 9 items to be done)'.

    I called to file a complaint on the phone and in the end was told that there was nothing I can do, they had spoken to the tech and he said all was good when he looked at it so nothing to be done. My furnace is over 18 years old, nothing to be done? You looked at it for FOUR minutes. So I'm out $100 and have second thoughts about getting this policy to begin with or filing anything with them after reading other reviews.

    The water heater and the piping into the wall behind it in the attic was leaking. Not only from the water heater, but it was also leaking from the pipes. So all that had to be replaced. I called American Home Shield and the gentleman that came out was really nice. He answered all my questions. But it was too expensive. They told me $2,260 to replace the pipe coming out of the wall and to replace the water heater. So I got it fixed not through American Home Shield. I got somebody to do it for 1,100, and they were here the next day. I used to have American Home Shield years ago, and everything is so more expensive now. It's ridiculous. I understand everybody's gotta make a living and prices have gone up, but don't price gouge.

    J-Star Plumbing came out for a water line behind my sink. They were efficient. They told me that they were gonna need to have the internal wall and the sheetrock removed so they could see what the issue was. They had a third-party contractor that they used that came out and gave us a bid on what it would cost to have the wall opened up. Then they would send the plumber out the next day after they pulled the wall out. I paid $1100 for the guy to come out and remove the wall, the insulation, and the sheetrock, and the internal cupboard back wall. He also did air drying and HEPA filtering to make sure the mold would dry. He also sprayed for mold in the wall. So, that was all part of the cost. Then the next morning, the plumber came out, looked at it, found that the nipple was corroded and leaking, and then replaced it. The leak is fixed.

    I was not intending to spend $1100 on opening up a wall. But I'm glad they cut through the cabinet and into the wall as opposed to me doing it because the guy did a really good and clean job. Plus then they sprayed from mold and they put the air filters on and the air dehumidifiers. So I can't complain. I love using the Home Shield, but the problem I have is every time I have to have something looked at, I gotta pay 75 bucks to have somebody come out. That's a little steep. It gets eaten up during the repair, but if it turns out I can't use them or they don't wanna do it, then I burn 75 bucks. Other than that, I'm glad we have it.

    There was no water coming out of the water dispenser and we didn’t know why. The contractor came out and checked everything and told us what the problem was. So they fixed that and then told us to unplug it for 24 hours when I could. He had to order some parts and that worked out well in my favor because it didn't interfere with me not being able to bend and pick up anything. The guy was very good. He moved anything I couldn't lift. When I couldn't move stuff, I unplugged the refrigerator, picked the stuff out of the freezer, and let it stay unplugged for 48 hours. A few days later, the part came in and we rescheduled the appointment.

    The tech came back out and replaced something and we thought that was gonna do it. But I realized later that night that when I tried to get water, it did not. So, he came back and figured out there was something in the bottom of the refrigerator that was blocked. The water was going but it wasn't coming through. He replaced the coupling and the water came through.

    I had American Shield some years before and I reached out to them for something and they said it wasn’t covered. I was paying 700 dollars a year and I had it for a couple of years, and I never used it. It was a waste of money I couldn't afford and I just stopped it. Then, they sent out an ad and I could get it again. I talked to a couple of clients of mine and they said they never had a problem. AHS always came out and fixed their stuff. But they didn't come and fix mine. Every time I called, they’d say it's not covered. But I gave it another shot and I've had it probably a year and a half now. This is the first time that I've used AHS because I forget that I have it and I just end up paying. I called a handy person but this time, the Lord reminded me I had them. I needed to use it so everything worked out.

    Originally, when I called for the service, the young lady was very busy and she just yelled at me. I told myself to calm down. Maybe she was having a bad day because people have those and don't realize what they're doing. So, we got past that part. But when Tom came out, he was wonderful from the time that I met him. I loved him. He ended up having to come out twice and I had a great experience. AHS is worth the shot. The price, so far, is great as well. I had to pay $125 upfront to just book the appointment. After that, if something is not covered, they tell you. But there could be a little more upfront information as it relates to that.

I've been with them for years and sometimes it takes a bit longer to get someone out, but other than that, the companies that they send out are good. I haven't had any issues with them.

    When we had a leak coming through the downstairs ceiling, I called it in and it was easy. The service company was very good too. They found that the drain was clogged from the AC and the water was overflowing. They told us we needed to get the air conditioner company to blow the lines out. We got the air conditioner company and everything's been working fine since. American Home Shield is a good value to put on a home.

    The initial service technician who came out didn't have parts, and it took several days in order to get the repair done. Apparently, now, American Home Shield is enabling their service providers to make service calls without being prepared with very simple parts to make the repair. It was a standard dryer service. When a heating element goes out or a thermostat doesn't operate properly or a fuse goes off, those are very common occurrences of a dryer service. They come out to do the service, assess what it needs but then say they need to order parts. Sometimes, I will order the parts myself for less than $20 that I receive the next day via Amazon and I do the repair myself. But this time, I wasn't able to do that. I went ahead with the service and that was what happened. The technician was wonderful though. I don't think it's his responsibility to say what parts he needs to bring along with him. He was in his personal vehicle as well.

    I've been a customer with American Home Shield for a long time. I pay my now continued to be elevated premiums and elevated service costs for them to come and do the service. It makes me think if I need to start shopping for an alternative service, given the cost and the quality of product. I don't have a lot of service calls but I pay a lot of money for this service. It's nice to have the backup if I need it when something else goes wrong. I can always call on somebody and usually, they get somebody in touch with me. But the delivery of the service is iffy and I'm not getting the best bang for my buck.

    It used to be that American Home Shield was fairly comprehensive in the way that they offered the products. It was pretty much the home appliances, plumbing, and HVAC services. But now, it's pick your washer, your dryer, your AC. They have a selection of items now and you're limited in that selection. If you didn't pick something, it's not covered.

    The website works well. At least they're able to execute a request and get it to the vendor. But the fact that they don't have vendors that always have weekend service is another shortfall. Sometimes on the weekend that I need service, I have to call my backup providers. I have two policies with American Home Shield, one for my residence and one for my rental house. When my tenant needs service and American Home Shield can't find anybody, I need to try to fix it myself or find an alternative provider.

    My refrigerator was getting warmer and warmer and I needed someone to come check on it and let me know what was going on. I called American Home Shield and the person who answered the phone set the claim up for me. They took my payment then texted me the name of who would be contacted for the repair. Elite Appliance contacted me, set up the appointment time and sent out their technician.

    When the technician got here, he asked me to describe what I was experiencing. Then he said he probably needed to pull the refrigerator away from the wall and turn off the electric to it. He walked me through everything he needed to do to get to the issue, and he ended up pulling it out from the wall. He was careful and very thoughtful. He had two booties on his shoes. He also made sure not to scratch my kitchen floor when he did it. He helped me take things out of the refrigerator.

    He diagnosed the issue, told me what the issue was and replaced a part. I asked him about my filter if he could you take it out for me and he told me how to do it. Their service was very straightforward, professional, and easy-breezy. I had read reviews for American Home Shield that were very positive and have friends that also use it and that was what led me to subscribing myself. I like that it's easy with them. I just made the call and it took under three minutes to get it done.

    When I file a claim, American Home Shield's website is pretty much easy to use. I can file a claim within minutes. However, I had an issue last summer and had to go back and forth with them a couple times. I had to get my AC fixed during a heatwave, and we and one of the technicians they sent couldn't come to consensus in regards to what needed repairs. That took about a month. Also, the price we pay American Home Shield went up several times, but I couldn't tell the difference and the reason why.     I'm a Realtor, and on the side of the Realtor representing other people, we've used American Home Shield a couple times. Last year, one of my clients was traveling so I met the contractor at the property. I asked the contractor what he thought of American Home Shield and he liked them. Two days later, that problem they had with the air conditioner that wasn't working right on the exterior came up again. It was a different part and they came back out. American Home Shield did not require them to charge a second $125 service fee, and I was impressed that the client's experience was real good.

    The warranty costs almost $1,000. I asked American Home Shield if I could get it on one of my properties even if I was gonna rent it out, and they said I could. But when you do that, you've got the 30-day waiting period 'cause it wasn't part of a real estate transaction. A contractor recently came out on one of the properties and fixed the burners. For the refrigerator, they didn't have the parts to do that on the spot and had to order the parts directly from the manufacturer. That process took no more than three weeks.

    The only thing the tenant had a question about was the metal part that goes on the range. The box came from Amazon and she wondered if it was a replacement part. I told her it's cast iron, so it might look like it's used but it's probably fine. But she was impressed with American Shield and the contractors. When she said that she had a good experience with American Home Shield, I thought of buying another American Home Shield policy on the next rental property. The fact that they’re willing to let the tenant put in the request is nice. Otherwise, it's a lot of back and forth.

    I use American Home Shield for most of my properties, and recently, Howard Home Services came out fixed the garbage disposal. When I have a claim, I like talking to people so I could explain what's going on. This is so that the wrong vendor isn't going out to the property then I'm stuck having to pay another deductible because they came out for the wrong thing.

    I try to stay loyal to whoever I'm using within reason, and I refer everybody to American Home Shield. I have plenty of business partners and friends that buy property and that's one of the first things I mention to them. I pass them the contact information for American Home Shield and tell them they're a good appliance company to have. If they can't fix it, they'll replace it. You pay a deductible of $120 and your monthly bill might be $50, $60, but it's worth having.

    I'm looking to add American Home Shield to another property in the next six months when my manufacturer warranty expires. But the pricing has been going up a little bit, and sometimes, American Home Shield doesn't understand how valuable customers are. They have grown so big over the last couple of years, and now, they outsource their customer service. The reps don't fully understand what message you're trying to convey to them or they don't have the same understanding of the importance of customer service. It makes it very difficult for individuals to prove their point.

    When I called and spoke to someone about why my monthly pricing for each of my three properties is so high, they said I was on a plan that they don't have anymore. I've been with them for over 10 years and they should be able to accommodate me as a loyal customer. How do I jump from having a payment for one property of $45 to now $90? That's ridiculous. Their ability to assist you or look for ways to provide you discounts is very low. I had been at a crossroad where I was considering leaving. But I haven't done my research to find anyone else that I would be comfortable with.

    But I've had an issue in one house that had taken three calls to remedy. There was an issue regarding a specific plumbing certification for a backflow valve, and in the geographical area that the house is located in, it’s very limited in finding resources to perform that. It took me several months to find someone. I had to go outside of their network ‘cause they didn’t have one who can do it, and it was not covered.     The claims process with AHS was very easy. I like that when I need a service, I can make a telephone call and I don't have to hunt for a worker. I also don't have to worry if they're bonded or if I'm safe. Recently, the garage door opener worked but it wouldn't keep the door up. The door would come right back down because that major spring at the top of the door broke. So it couldn't help the mechanism bring it up. I called American Home Shield and told them what my problem was. They said they'd send somebody and the company was in a complicated position at that time. It was right after the hurricane and they had all their workers down in Daytona doing storm damage. So I had to wait more days than I should have, but I could understand that situation.

    The man who came here was a perfect gentleman and he took care of the issue. I understood from the conversation when I asked about the spring on the other side that my AHS contract wouldn't allow him to replace a spring that was not broken. I told him that it'd break the following week and I'd have to have him come back.     We had one outdoor socket that was bad and one socket was in my basement that we had a surge protector on, which it shouldn't have had.     When my ice maker wasn't working, American Home Shield sent out an appliance person. He replaced the part but the water wasn't coming through the line. He told me that a valve needed to be replaced and that they didn't do it. He said I would have to get a plumber and put that on my paperwork. He also told me to call American Home Shield which I did. However, they said that he didn't mention anything about needing a plumber so they couldn't send a plumber out. They said I had to pay an additional $100. But this was part of the issue and it wasn't resolved. The rep really frustrated me because I was trying to explain to her what was what but she telling me, "We don't do this." She had a condescending attitude about it and I didn't appreciate that when I was already frustrated.

    I had another problem which was my heating. I went ahead, did the claim, and American Home Shield took the $100 for that particular claim. Then I got an email from them, saying that I owed $100 for the plumbing claim. That was for them to come out and fix the plumbing part because they had closed the appliance part. The refrigerator is still not working so the claim shouldn't have been closed. I told them I was not gonna put another $100.

    The guy did an escalation claim then somebody from the department called me and left a message. I called him back saying that I was not charged. DrainGo called and came out. They said American Home Shield chose them to come out and they saw what was wrong. They also said I had to pay an additional $75 for some copper wire that American Home Shield didn't cover under my warranty. He emailed me a receipt and told me everything was fine and should be working, and it has been.

    The guy said they didn't charge me the $100 for DrainGo coming out. I said, "Why is it that I've talked to two other people in the other department and neither one of them said that I wouldn't have to pay for it. You're the only person that told me after I went through all this detail with them about what had happened." It was a big mix up but the issue had been resolved once they came out.

    But overall, American Home Shield has been a good company. I've been with them for over 20 years, and the contractors have been fantastic. One guy came out the second time because he had to bring the door that they had to replace. At the time, I was very dissatisfied because it took me a whole year to get the refrigerator. It was during COVID. I had to use a loan refrigerator from Home Depot for one year. When I got it, the door for the refrigerator flung all the way back. They sent a door out, but it was the wrong door. Then they said they couldn't get the doors in. All they could do was take a little something off it and that was it. Another incident happened with one of the heater guy. He came and fixed it and it was on when he left. Then it got cold last week and the heat wouldn't come on. I called him back and two guys came out. They said he forgot to turn the switch on.

    There was a leak under the bathroom sink. I called AHS and when the techs came out, they put in a seal. They fixed the leak and since then, I've had no problem. AHS comes pretty quickly when I have something going on. So far, I've made a claim five times at the most and every time, every call was handled. The service fee could be a little cheaper because sometimes I don't make a call for a year or so. I pay a little over $100 every month then if I make a service call, it's almost another $100. But you get what you pay for.

They fixed the unit downstairs, but they couldn't fix the one upstairs because they're not allowed to cut the ceiling open.     I gave a single star because I had to give a star at all. My experience with American Home Shield was terrible. I had it for about 6 months. I specifically had a plan for covering my pool equipment. While I do have a pool company that maintains my pool weekly, AHS sends out their own contracted companies to inspect and assess the reason for repairs, as this was what they did with my service request. The company they sent out gave an initial report that it was excessive water pressure that broke the filter. This is not possible and is contested by the pool company I hire to do the weekly maintenance who has ample weekly reports on records on the history of my equipment. When I called AHS, the agent Jay said that I WAS eligible to have it covered since it literally stated on the AHS website that it was due to normal wear and tear (NWT).

    I did not hear from AHS again regarding someone coming out to repair the pool filter. So I called in again. After speaking for a very long time with a very rude customer service agent, she said that even though their website states it is NWT, it is not a covered item. I then agreed to pay for a second opinion. This opinion differed from the excessive water pressure and was equipment failure. Which AHS still doesn't cover and said it should be covered under mfg warranty. AHS refuses to pay. I think it is a covered under normal wear and tear, as does my personal pool company.

    Things to be aware of: It is my experience that there is deliberate intention to not cover repairs they are legally entitled to cover and due the agreement you sign they are able to navigate around paying for these covered items. AHS binds you to arbitration only in the agreement plan so a customer is not able to pursue legal action. To cancel you have to call a specific number which after a hold time, the agent takes your information to then only transfer you to 'member resolution' who then takes the same information from you. They do not have a customer service email (this is a red flag). The agents could not tell me if they were located in the United States. The agents could not give me a corporate address to which to write (red flag). The agents' supervisor refused to come to the phone nor give a name even though the agents give their name. I did ask for a reference number or ID number (red flag).

    The deep freezer stopped working and when I called American Home Shield, they initially said that it was covered. They took my payment and sent the person from Amtec out here to look at it. But once he found out what was wrong with it, he went back to order the part through American Home Shield and they told him that the deep freezer wasn't covered. So, they denied him coming to fix it. I was calling to check what the status was because it was a long time before they came back out. And that was when they told me that the deep freezer wasn't covered. I could have gotten someone else to fix it instead of paying $150 for the guy to come out to look at it and it wasn't even covered.

    AHS had everything in front of them that was covered on my policy and they failed to tell me that it was not covered. When they recognized their mistake, when I called them and told them about it, they went back and reviewed it. They said it was their fault that they sent the guy out and refunded me my money. They are a good company. They are honest. They recognize when they have made a mistake and they work to try to fix it for the customer. So, that's all you want from someone you're doing business with.

    If you're upfront and honest then recognize when you make a mistake and then you correct it, I would do business with this company for years to come if I can continue to get that type of result. But some of the people who answer the phones of the companies that come out to work on your appliances are dicey when you talk to them on the phone. But I'm not sure if AHS vets those people to see what type of customer service they provide before they talk to a customer that they recommend to them.

    I contracted with AHS in my first home that I moved into in 2017. After moving to a new home, I transferred my warranty from the old home to the new home in 2019.     We've had American Home Shield 10 years and it's a pain. We have to pay $100 each time and they fix the issue, but it takes so long. We did a service request for my washing machine, which would stop halfway through and say FE. The service person came and said he needed a new part. He got the part, then he said the part broke. We had to wait another two weeks to get another part. He fixed my washing machine, but every time I fill it up, it happens again. So, I can only put a third of the load in.

    I was without a washing machine for almost two months and the company I called didn't care. It's also hard to get people in American Home Shield. They're all in different countries. My washing machine is not 100% fixed and I am about to call today because I know we only have 30 days. I should have gotten a new washer this time.     I've had Home Shield in more than one house. Barlow has been here twice. They came here to do my toilet and my kitchen sink. The young kid was super sweet. He spent many hours. I really got my money's worth from that. I won't have Home Shield in L.A. because they hire a bunch of criminals. So, we won't have them in L.A. because the city is really big. No one is accountable, and the people that Home Shield has hired have really been criminal. I have mixed feelings about American Home Shield and Old Republic and all of them.

    Barlow has been good. They came out because I thought I had a water heater problem. It turned out to be not the case, but they were super helpful about some other things, too. I think Barlow is a company that wants to have a good reputation. The owner will call and say, "How is everything gone?" He usually will call that week and say, "Was everybody okay?"

    I was doing the checkup before the winter months started when I needed the furnace. I wanted to make sure it was ready to go. I try to do that every year. I was surprised the tech came from Houston. Last year, I had to get someone locally from Victoria. So, I expected to do the same thing this year. Instead, American Home Shield said, “We'll send somebody from Houston.” I expected a bit of feedback problem because he had to come from Houston, but I was surprised he didn't have that. He seemed willing to go ahead and look at it. He wasn't there 10 minutes. If you were to do any changes in the contract, it's nice to get flagged that there's a way to reduce pricing or upgrade in a different amount. Something like that would be nice to know without having to call and check on it myself all the time.

    American Home Shield is breaching their contract. They're not reimbursing me. I paid for my own repair and they're not paying me back in a timely manner like they told me they would. I found the contractor myself. American Home Shield authorized it because they couldn't find anybody. So, I paid for it and now, I ask them to pay me back and they're telling me, "Oh, well, it'll be some time in 30 days" as if I'm some sort of service provider. That's not fair. That's not good service. They told me when they authorized it, they'd pay me back in 5 to 10 days. It's terrible. As soon as I get my money back, I'm looking for somebody else.

    The garage door would not open. The tech said it was because of the rollers. He had to make adjustments and certain things. The tech did do a good job. He was done in 20 minutes maximum. He charged me an additional amount because these parts were not covered. That was part of the 20 minutes. The rollers that they put on the garage door on the side needed to be replaced. I said, he charged me 280. I said, “That's a lot of money, man. Just for roller? I think a roller probably cost me $20 or $30 maybe maximum.” He charged me another 200 something just to install them, he was done in 20 minutes. I said, “That's a lot of money.” “Okay. That's not covered in the plan.” “If that's the case, you could charge me less because that's a lot of money.” That’s $280 just for 20 minutes, which included the other stuff that were covered by American Home Shield. Recently, I found that they do not cover a lot more stuff, and I got the best plan possible.

    I had a faucet changed to my kitchen. It was different deductible and I got the deposit because it was a faucet that the company where I get it from, that it was lifetime warranty so I got it. They charged me $150 for two little hoses in the bottom. They just went to Home Depot and got the hose. They probably cost $10 to $15 total for the hose. That was expensive. I said, “You guys charge the maximum. You guys take advantage of the insurance. The maximum amount that American Home Shield says is $150. You gotta charge the maximum amount.” They are nice, but it’s very costly.

    I asked them, especially on the faucet in my kitchen, that I wanted a second opinion by a different contractor. They said, “Iwe assign a different contractor, it's gonna cost you another $100 deductible.” That was not good. In other words, the contractor that I had the first time, if you don't take his word, that's it. “You get another contractor in there, we're gonna deduct another $100 from your account.” That wasn't fair. I have the best plan possible that started in July, and another one just in the end of October. The Platinum or Gold. I had just the regular one, that didn't cover certain items if something was wrong with it. I felt that that plan gave me better treatment than the one I have now. I know that I need a better plan.

    I submitted a claim online for my hot water heater that went out. The website is pretty easy to use. But sometimes, there's not enough drop-down windows for things that are wrong, but they do give you another box. American Home Shield should put a little bit more on the choices on the drop-down menus when it comes to what's your problem, because it drops down like you can pick from like what type, so if it's HVAC or plumbing or whatever, but then there's specific drop-downs in between those, and sometimes, your problem’s not listed. So maybe a little bit more problems under each heading would be nice.

    The contractor was super nice. They came out really quickly. They fixed my hot water heater. However, whatever happened when they were draining the hot water heater, I don't know if it was calcium build-up or whatever, but it sprayed white chunks all over my basement. It went in a 15-foot arc. It hit my sewing materials, material that I can't replace because they're vintage. It hit my bed down there. It hit my tables, all the way up the steps, all over the floor. It's sprayed-sprayed, and then they didn't clean it up. They cleaned the floor. They didn't clean anything else. So I went down and I found all the little white pebbles everywhere. They didn't even bother to tell me that there was anything that I needed to clean up. It was obvious that there was stuff everywhere. But everything is just fine performance-wise. My hot water heater is fixed.

    The customer service at American Home Shield is great 80% of the time. Sometimes, I get people I can't understand. I had people out here for electric and plumbing and one of the electric people I was trying to set it up with, I said, "Where are you?" They said, "Well, I'm in an offshore place." I asked, "Well, what does that mean?" They said "Offshore, ma'am. Don't you know what that is?" I said, "I'm sorry, I don't."

    When I had the heating and air contractor come out, they said, "You need something electric. It's something to do with the circuit breaker." So then they sent out another person from a place called R&M Electric. It was for the circuit breaker. But then the guy started walking around at my house looking at stuff. My attic fan was messed up. He said, "Well, we need to write this up. And you need this and you need a circuit breaker." I said, "Sir, I didn't even call you about an attic fan." It was like 100 and something degrees here and I couldn't breathe. I'm a lung cancer patient and I said, "You don't even need to be looking at my attic fan. I did not ask you to." They submitted it to you to try to get a claim for my attic fan.

    The guy took the belt with him because he said the belt was broken. Then he said, "Here's what I can do for you." I said, "Yeah, what?" He said, "I can just go buy a new belt and I'll come out here Saturday and replace it for you. And I'll just charge you the cost of the belt and 50 bucks." I didn't say anything because I just wanted my air conditioner fixed because I couldn't breathe. That was when I got this thing for $2,000 something to fix my attic fan. I called the company, R&M, and I said, "I don't even know why you were looking at my attic fan. You weren't even asked to."

    I wrote a complaint against them with the Better Business Bureau and they called me and said, "Please, take that complaint down. We're a very small company and we don't need those kind of reviews." I told them that they didn't need to do that to people either. I added, "And then you're making me look bad with American Home Shield. Because the only thing I called American Home Shield for was my air conditioner, not my attic fan or anything else. So I don't even know what you were doing." On the whole, I've been very pleased with American Home Shield. For a single person, the price has gone up a lot. But I've got my money's worth.

    We’re winter Texans. When we came here after all this summer heat, we walked in the house and there was an odor in it. The only thing that rain in the house was the AC. We have not had AC that had to run like it had to run down here in the summer. We thought we should have somebody come and check it out. I know that American Home Shield offers us to have somebody come in every year and check out your air conditioner to make sure everything is good. They try to avoid major problems. We couldn't have that done before we left because we left in early April. I called AHS and they told me who would come. I called the company and said, “There's an odor in the house and we're not sure if it is something from the AC, if it's leaking.” The rep said, “We'll be out there as soon as we can.” They came the next day.

    The gentleman that came out walked in the house, and said, “This isn't the AC. This is sewer gas. With the ac running all summer, it had taken all of the moisture out of the drain traps,” so we had a bit of sewer gas. “And it starts sucking the air out of the sewer line. It comes up through your drains.” We didn't know that would happen. Good grief! But he said, “I know this because my father has the same problem." He said he has a rental house that would sit there for months sometimes with the ac running. He also said, “I have to go in every month and put water down the drain just to keep your drain traps full and prevent this.” While he was here, I said, “Can you check it all out anyway?” He said, “Sure!”

    My furnace unit is in the attic, so he went up there and checked the compressor and what he needed to check up there. He said, “There's no water in that trap either. The AC that condenses the water and drains it into your septic system, there's a trap on that pipe.” He took a cup of water up there and filled that trap, and went outside and checked the pressure on my outside unit. He said, “Everything's great.” I was happy that he came. I was happy we didn't have a problem. Now we know what we need to do when we would be gone for the whole summer. We would have somebody come in here and put water in the drains at least once a month. My neighbor said he would be happy to come over and do that. He stays here all summer.

    AHS did a great job. I've never had anything like AHS before in any of my properties. I was more than happy. It's peace of mind when I'm gone for six months from down here that if anything goes wrong, AHS is right there. I also have it on my house in Colorado. I've never had any trouble, and we've been doing this winter stuff for 14 years. You never know what will happen. I'm happy that I have it up there.

    The agitator of the washing machine wasn't working. When it had some sheets and towels in there, one of the sheets tangled up with the agitators in the middle and I wound up having to cut it out to get it out, and then it wouldn't work. So I called Home Shield and the tech came out. He didn't fix it because he had to come back. He thought he fixed it, but it still didn't agitate at all. He must not have tried it at all, because it didn't move at all. I called back. They had to order the part for it. It took them a week and three days to order the part. After I realized it wasn't working, I didn't wash clothes right away. But when I realized it wasn't working from the time I called them, they had to order the part.

    I was having problems with several things at the same time, so I called American Home Shield's customer support. I was connected to somebody in the Philippines and that initial conversation started not with the Appliance LLC but with a different problem on the heating and air conditioning system, which they denied the claim on it. I'm considering suing them. I ended up having to replace my whole air conditioning system, and they would not warranty it.

    I've had service with them for eight years. So that started off that call. Also, that's when I had a microwave issue that was some problems that were not working and they took care of that. It cost me $100 for them to come out and make that diagnosis. Then I had to pay $200 to get the replacement microwave that was appropriate for the circumstances. Then the third part of it was the refrigerator. They came out first time and they did some minor adjustments on it. But then it stopped working, and they basically came out and said it's not repairable. Then they ended up giving me a credit from Lowe's to do it, which is reasonable, but it's not what it would cost to replace the unit.

    I had recommended that service to other people in the different states. They seem to have pretty good success with it. Nobody wants to pay out a claim. But the fact is that they did handle it in a responsible manner, but not in my case. They sent a service guy out on the air conditioning system, and the service guy said, “Well, we're not allowed to, to do anything else. We think the drain line’s plugged up.” But that was a lie because I had a 2nd and 3rd opinion. A different HVAC people came up and looked at it and there was nothing wrong with it except the unit was malfunctioning and they didn't stand up for it. So I'm at the point right now, I’m nearly gonna file a lawsuit against them.

    My recent claim was good. They were right on it right away. I had good service. The air conditioner was not putting out enough air and it was not cold. A tech from Max Cool Air came out. He was very good and professional. It took a while to fix it because they had to test it and see what was wrong. We waited several weeks and I had to make several calls because it was very hot and it was during the hurricane time and my husband and I are elderly.

    At first, it was fixed for three days. So I called and said it's doing the same thing after three days. Then they came out again and said it was another part also wrong with it. So, it took another maybe week to get that part and then maybe two days after that because the part was in Florida where we live. But I understand what happened. I had to pay for the Freon.     I sent in a claim for the microwave. The contractor had to install the microwave, but they didn't install it properly so they had to come back and do it properly. The first guy didn't talk. He didn't introduce himself. He came in the house thinking he was repairing a refrigerator. We instructed him that he was installing a microwave. He didn't know that. He wasn't happy about that. That was why he did a half-assed job and it wasn't right. He left screws and said, “Here.     We have a hot water tank that's accessible from downstairs. It's above the floor, and that tank was tripping all the time. When a hot water tank gets hot and it hits reset, it shuts down, and you have to go back and reset it, and it was making all sorts of noises. So, I explained that to our home warranty company and they sent out some people. We had to do a couple of iterations on that, but they finally came out with ProLine. They changed the upper and lower heating element in the hot water tank, which they judged was in great shape except for this problem. They put new thermostats in as well.

    I phoned American Home Shield to do a claim, I explained, and they sent somebody out with the intention of trying to understand what the problem was. We are in good shape right now. Between the two elements, one of them was partially working. There's an upper and lower heating element in the hot water tank. The bottom one was burned out and was putting all the load on the top element and it was overheating the water and creating other problems and that's why it would reset. It would get so hot it would shut down. I was concerned that this was gonna cause a safety issue for anyone in my family.

    When people do a good job, they deserve credit. We have enough people who drop the ball all the time that, in turn, creates other problems. But American Home Shield was good about all of this stuff and they were very prompt. I've dealt with them beforehand, too, and they've been good all the way along. My price is locked in at a $100 for the service that I have. It's tied to a cost or a fee per requirement for American Home Shield. So, I pay $100. So, that impacts my monthly fee that I pay. I like things to be able to depend on and that's why I have American Home Shield.

    The technician came out for the dishwasher twice. It didn't work and then he said nothing was wrong with it. He spun it for three times. It was a rental property. So, then someone moved in. They had the same problem. But because it was 4 days maybe past the 30 days, I had to pay another fee for them to come back out. This time they said it was hooked up wrong.     I've had American Home Shield since my house that I bought in 2016 and I kept re-upping it every year. They have been prompt in their responses to issues, whether I submit the issue online or I pick up the phone and talk to a human. They have always sent me repair people who are very informative and friendly. I'm an old lady who lives alone, so there is that nervous factor. They always made me very much at ease. I moved in and within six months, both furnaces trumped. That would have been $22,000. I paid 1,002 and 1,004 for each one as part of my co-pay and AHS covered the rest.

    AHS offered a winter tune-up for $100. The tech found something wrong in the winter tune-up and replaced it. So, I had to put in an additional work order. Usually, they would have to come back again because it was a work order attached to a preventative maintenance call, but he said he was from Mesa. In Phoenix, we have our furnaces in the attic because we don't have basements. The tech came down the ladder to explain to me, took photographs and video and showed me everything that did up there and told me that the hot surface conductor needed to be replaced because it sparked, but wouldn't transfer the spark to heat to turn the hot air on in the furnace. I put the work order in and the computer told me right upfront that it would be $129. I paid it and AHS paid the remainder.

They replaced that and now it seems okay. I don't know how long it'll hold up, though. This is the first time a contractor had to come out multiple times. We've used AHS a whole lot and never had a problem like this. Overall, I'm highly satisfied. Everything seems to work pretty well when I need them.

    The first tech who came out for my claim with AHS changed out a condenser and the AC worked for two days. Then on Monday, I had to call them back because it quit working. They came back out on Tuesday. The guy gave me a huge quote for replacing my entire unit. American Home Shield was only gonna cover 700 and some odd dollars of the whole total replacement. I was under the impression with the home warranty they would cover more than $700 for a replacement of a whole air conditioning unit. But they did not. I told them that I would just find my own repair company to repair the unit. I'm gonna do a total replacement. They gave me a payment of $700 to go towards the new system, with the company of my choice.

    I've used American Home Shield plenty of times. They did a few nice things for me. I had a leaking roof. They sent out a contractor and fixed my stove. My oven quit on me. They fixed the core inside. My HVAC gave me problems. AHS also did some preventive maintenance. I thought it was smoke coming out, but the guy told me that it was not. I thought the stove caught fire. A guy came out. He looked at it. He reviewed everything. He told me, “No. This is the heater blowing off steam,” and showed me different things I could do to help keep my machine up and serviced it. It was a great service. Everything works great. The people fixed most of the things that they came out to fix. They just changed parts on them.

    The roof leaked and the water leaked on top of the hot water heater. The contractor told me, “It's not the roof. It's the seal around the exhaust that goes outside.” The people that came to service that tried to charge me one price, and gave me a quote on one price, but didn't do the things they put in the quote. I called them back and said, “Okay.” I had to pay them extra. The roof was the only thing I had to pay extra for, but everything else was covered. I had the platinum package, so I made sure that I was covered before I called.

    AHS made it right. But if I didn't call them or go on the roof myself to look, they wouldn't have said anything. That was bad business. By the time I went up there to look, all they did was put down silicone, some roof concrete, and that was it. That was an old bucket that they've been using for a long time. They charged me for a brand-new bucket. I didn't get to keep that bucket. But that is the way some businesses work.

    The latest repair was a toilet. That and the stove work great. The roof is not leaking anymore. I put another coat of some silicone on top of the roof to protect it more. And the HVAC runs well. I cleaned the evaporator coil myself because the guy wanted to do it but they never came back. I guess it was too much to do. I figured it out. I ordered the tools I needed, and I made it happen. That ran beautifully.

    AHS is a great service. It’s a reasonable price. They would charge 100 bucks for some of the preventive maintenance. The techs don't do much. They just come out, look at our stuff, take it apart and put it back together. Sometimes they leave stuff off. It would be, “It was better off before you got here. And I still gotta pay you.” It's annoying. Also, communication could be a bit better with the follow through. Everybody has their own mindset on what they think is right and not. Some of them are chains. A lot of the chains are workers going through the motions. Some are independently owned, which is nicer because they have more to lose than the chains. I would rather get the independently owned because I know they would do a great job.

    I've been with American Home Shield for a long time, so I know what I would get into and I am willing to invest the money per month to be prepared if something went wrong. AHS has their service calls go somewhere else, usually out of country. Even though I might get someone that could understand me and I could understand them, I still have the challenge of the disconnect. But AHS is not the only one that does that. I had an issue with my dishwasher. For some reason, it would not dry properly. AHS sent out a service repair company. They looked at the dishwasher, ordered the part, asked me to let them know when the part came in, which I did, and they came out and serviced it.

    I've been in my home for almost eight years. American Home Shield sent out contractors within the first couple of years. My water heater was original to the home, which was built in the ‘70s. It was a tank that lasted a while and rusted out. I had the home warranty. The contractor came out and replaced it five years ago. Seemed good. I went down the other day. I saw water leaking from it. I called AHS right away. They sent Carl's back out. Very nice technician. He said, “Once it starts leaking, we gotta replace it. It's under warranty with the manufacturer. But you have the home warranty too, so let me figure that out.” All said and done with AHS and with paying to them, I just spent 500 bucks. Cheaper than a brand new one. At that cost what Carl said was due to having to fabricate the pipes back and the connections from the gas lines to the water heater.

    It's under warranty. I didn't think I'd have to spend that much. But if that's the policy, that's what I needed to do. So, he took care of that. Everything seems good to go. I wrote Carl's a check. I paid the home warranty. I had a contractor come on the following Saturday. Last Tuesday, they replaced it. Saturday, I had a contractor come over because I'm having some work done on my bathroom. The tech looked around. We went in the basement. The water heater is the first thing when we hit the bottom of the steps into my basement. He said, “I smell gas. Do you smell that?” I said, “They just replaced the water heater. Maybe that's what you're smelling, the residualness of all that.” He said, “No. This seems odd.”

    He got a tester. He had a diode on it. He calibrated it. He went right up to the fittings of the pipe. He said, “This thing's gonna detect natural gas. It's gonna go off like crazy.” He started putting it by the pipe. Immediately, it started screaming. He said, “You gotta call them back. And they need to come out here and get this fixed. You got a gas leak.” I called the plumber. The on-call guy answered. He said, “I wanna help you out, but you gotta go through the home warranty, unfortunately.” I got on the phone. I explained how pressing it was, got the dispatch number over the phone, called the on-call guy back, gave him that. He came right out. He detected it. He said, “Yup. The previous guy just made a mistake and didn't tighten it all the way.”

    He took it apart. He showed me. He didn't have the tester with him, but he sprayed it with soapy water. I saw a bubbling up, showing that there was gas leaking. He put some dielectric pipe grease on it to make sure the seal held. He tested it. He said he has been a plumber for over 30 years, he would talk to the guy that came out, who was nothing but nice. He just missed a step. I get it. It happens. And they came out and fixed it. They didn't charge me. I hope I wasn't charged by the home warranty. I don't believe I was because I didn't have to initiate anything. They told me I wouldn't pay for it, so I'll look on my account, because it was under warranty.

    The plumber texted me when he was coming. I told him I had to run out. “What time do you think you'd be here?” He would cut me in the loop. He was here for an hour. He took care of it, answered all my questions, and was very nice. Monday or Tuesday, I got a call from the woman at Carl's, making sure everything was good, wanted to know what happened, make sure the story was all checked out. I told her the same thing. She agreed. She said, “I'm sorry for the inconvenience, but I'm glad we got it taken care of. And let us know if anything happens.” I would recommend them. They said they would talk to the guy that made the mistake and use it as a coaching and learning experience. I understand that mistakes are made. They got that it was an emergency, given that it's natural gas. I didn't want my wife, myself, and my daughter to get sick. They handled it perfectly. Everything works good now. I would use Carl's in the future.

    I have some concerns about AHS, because I've called in the past. The rates go up. Everything is more expensive now. I complained because I was gonna cancel once to say, “I don't need this anymore. You keep raising the rate.” They kept putting me on hold and said, “What about this rate? How can we keep your business?” They gave me an offer I couldn't refuse. When they did that, they said they would reduce my monthly payment. They never did that. They said, “We're going to provide you a one-time credit that would equal out to what that discount was.” Never saw that. Never was applied. We're going on two years.

    The people I talked to aren't the easiest to understand. I'm patient with them. But besides the language barrier, they have no clue on the account of what the notes say. Their calls are recorded. I've called three times about this discount I was supposed to get. It was in a 12-month period. It was supposed to deduct roughly 20 bucks a month off my bill. 20 times 12 is $240. I kept track on it. I called on it. It came to a thing where AHS wouldn't honor their word and I'm getting irritated. But the contractors that they use have been solid. They have done all right besides the billing issue that they have not cleared up for me.

    For my recent AHS claim, my dryer wasn't getting up to full heat so, all my clothes were wet. The tech came out and did the cleaning of it. The tech got out quickly, got it all fixed, and it works now. The only improvement I could think of for AHS is I hope they could simplify the app to be able to make the claim without having to do the whole get-on-hold situation. But one thing that's good is their quick response time. When I called, it was within a week or two that I got all my stuff fixed.

    I was disappointed with American Home Shield. When it gets cold, mice come in from the outside and we live in a highly wooded area. Evidently, the mice came in and the urine from the mice ate through the gas line on all Samsung products, especially a conventional range oven. This is what the technician had told me and also, one of the workers for the gas company.

    When he reported it back to AHS, he told them what was what, but AHS denied the claim because he said if I have damage caused by rodents, they don't cover it. I was a little disappointed because that's something that happens. You can't stop mice from coming into your house. I ended up getting a new stove and it wasn't a Samsung product. What I like most is their ability to come out and replace items that might be faulty or damaged, not because of someone's neglect. But I did not like being told that my problem couldn't be solved because of a small print and that's what I consider small print.

    There was an electrical problem where the power for the garage wouldn't work. I called AHS and submitting the claim was pretty easy. The guy who came out was very helpful. We thought it was just a little short fuse and he figured it right out. As a matter of fact, we initially thought that he had fixed it but it hadn't been fixed. It was something else, so he came right back and gave us extraordinary service. Since then, everything has been amazing.
