I have been waiting for my dishwasher to be fixed since September. Water is leaking from it, causing to ruin my tile and cabinets. I thought they ordered a new part, but I get a call a day ago asking for the serial number. They have not even ordered it and I’ve been waiting since September. I’m so upset. I’m paying for a service I’m not getting. Also, I asked to speak to a supervisor and they said someone would contact me. No one has called me.

AHS has been unresponsive and dishonest to me. I am selling my house and have asked for a receipt for a furnace that they installed under my Platinum warranty. They have repeatedly lied to me and have refused to send the receipt, causing the financing with the buyers lender to fall through. This house has been in the process of this sale for 3 months, and I am now going to be forced into foreclosure all because AHS cares so little about their top level paying customers, that they can’t take the time to send an email with a receipt. They are impossible to work with. You cannot talk to anyone except for a call service with people who barely speak English. I need AHS to reach out to me ASAP to remedy their total lack of customer service. Think twice before giving them your business.

My AC unit broke down and Johnson & Sons put in the coolant that you put on the AC initially to see if that would work. It didn't work so, I had to call again. They came back and said that it was a bigger problem. They called in to replace it and it was replaced. That was closer to the summer. Then, in the wintertime, my heater broke down and I was able to get that fixed. They had to replace the heater as well. And now, it's the water heater. When I called AHS and said it was a boiler, it was actually the water heater and American Home Shield placed the order with a company that doesn't do water heaters. So, they switched the order to another company. But I couldn’t get ahold of them. I was gonna call them. If they don't contact me by tomorrow, I'm probably gonna call American Home Shield just to let them know what's going on. But usually, when I call AHS, they're good at fixing the problem.
The customer service experience has been good. I thought the AC unit and the heating unit were somehow connected and the reps helped me out. To do a claim, it's $133, which is a lot of money for me. They were very understanding and I appreciated that because it was so close in time for both to be done. They charged me half as a courtesy so they were very nice. The AHS service was solid. But the price of the warranty went up and I wasn't even informed of the change. It just happened from one month to the next and I didn't like that.
We're thrilled to hear that you were satisfied with our services. Your feedback is appreciated, and we look forward to helping you again.

We've been a customer of AHS for at least 25 years, maybe more. We've been getting large price hikes for a couple of years. Most recently from $144 to $195 per month. Your price on here is FALSE!!! We're thinking of dropping AHS, and for good reason!! Addendum- Your site, AHS shows rates up to $89.00, totally false info. We haven't paid that little for 20 years!!!

Our experience with American Home Shield has been fine, at least on the issues we’ve had. The only problem we had was just trying to get this one leak resolved that seemed to go on forever. It took a while with the plumbing company. But everything else was fine. AHS took care of things. Overall, the technicians they send are much better and more responsive than what I experienced when we were up in Maryland. They're more polite and seem to know what they're doing.

I set up my claim online and it was great because I was able to do it on the weekend, not during the business hours. It was convenient. The first time, the tech from Budget Rooter said everything was great and didn't fix things. So, they had to come out again and the guys fixed the problem temporarily. I had to have somebody else come out a third time and it wasn't Budget Rooter. I don't like that American Home Shield wanna send Budget Rooter every time. I probably had three times where they sent Budget Rooter where there's been a problem. But when there was a situation where I told them not to send Budget Rooter, they changed it. It takes a little bit longer for me to have the problem taken care of because they have to cancel. It's okay. I just don't love their preferred plumber they send out.

The first time that I used American Home Shield was for something with my pool and it took about a month but it got repaired. After that, nothing has gone smoothly. I had a problem with my air conditioning and it took forever. The part never came in and their contractor never fixed it. They had to get another person and then they replaced the actual unit. But they refused to compensate me for the part that they said that I needed to begin with. It's a garbage company. I feel like they use the cheapest parts. Also, the first language of everybody that I spoke to is not English so I feel like a lot of things are just miscommunicated, maybe not even heard or possibly not even understood.
I spoke to a manager and it was just a cycle. The issue never got resolved. American Home Shield gives you the runaround. I asked for a certain vendor not to come back to my house because I felt like they were subpar and they kept sending the same person. I wouldn't recommend them. Everything is covered but at the end of the day, nothing gets fixed so it might as well not be covered.
Thanks for bringing this issue to our attention. Please know that I'd like to look into this further. I'll be back in touch with you soon.

I have had problems with fraud. I was paying two policies for like a year but they only could reimburse me for three months. I can't distinguish which one is which. The customer service was not helpful at all because everything I had to do with them, I had to do through the bank. If I call and make a payment or online payments, I'm still getting both the emails from American Home Shield, like I'm paying two different accounts. I can't still distinguish which one is which. Also, the most recent claim I had was for my dryer and they sent someone out but he did not fix the problem. They said I had to pay them to send somebody else out. I got someone I knew to fix it. It hasn't been too good of experiences lately, but it's not all bad either.

I bought an older house and everything was working when I got in but all of a sudden, the sink was leaking and I couldn't turn it off. The technician said that American Home Shield was not covering it and that was it. I don't like that they don't tell you the issue. I did not get a letter saying specifically why they denied it. The technician sends a report into American Home Shield stating the issue but I feel like as a homeowner, I should receive those reports also. Other than that, I've had very good experience with them.

Budget Rooter came out for a plumbing issue in my most recent claim and they were helpful and they explained the situation. Budget is typically the company that Home Shield uses and I've only one interaction with a Budget guy that I didn't like. Sacramento is a big town and the guy lived on the other side. He was annoyed that I was calling him about this issue, because he thought that it was a non-issue. That was a couple of years ago but every other time they've sent someone here, they've been nothing but courteous and helpful.
The coverage has been helpful on just about everything. The only thing that I was rather disappointed was that last year, there was a whole lot of major flooding and power outages in the Sacramento area. When the power came back on, it fried my garage door opener and Home Shield said that was somehow not covered. It seemed weird. I ended up having to fork over 1,000 bucks that day.
Other than that, they're very helpful with plumbing issues. A plumbing issue could cost you anywhere from $800 to a few thousand dollars so just one plumbing issue pays for Home Shield for a couple of years. Also, I recall I had an issue with the refrigerator that I used to have and they ended up replacing almost all the electronics in the refrigerator. It was an expensive refrigerator and with all of the time they put in with having the technicians come out and the parts, it paid for the refrigerator. I tell people that this is a very useful tool. It's one of those things that you're paying them most of the time for something you don't use, but when you do use it, it pays for itself.

I have five rentals and I have them under American Home Shield's care. But this year, they went double of what I was paying when I first enrolled. I've been with them for a few years and I told them to drop the price down. I can't pay $1,000 a year then continue to pay them 125 every time I call. Also, every time I've tried to get a vendor out to do or return a broken item, I get into a snafu. I have one rental property in Kingman, Arizona and two in Golden Valley, and I can't get a tech out there because there's no one available in the area.
AHS would tell me that I could go ahead and select one and pay out of pocket, then they'd reimburse me. But that doesn't work for me. It would work for someone that's rich but that's why I protect my rentals because I can't afford to pay out cash if something breaks down. But they always turn it around on me and I'm fed up with it. One time, I needed an electrician and when they finally they got one, there was a problem. He had to do rewiring to bring the house up to code and American Home Shield doesn't cover rewiring because it's not up to code.
Recently, I had a claim for the wall heater up in Big Bear where it was snowing and raining. I paid a service call for a tech to go up there and on the first call, they gave my tenants the diagnosis. American Home Shield approved a replacement and I didn't know what the problem was because they didn't tell me anything. They just took care of the business and the tenant said they replaced it. But I've made three calls on that furnace because the tenants have had problems with it and 30 days after the replacement, it messed up again. It's a brand-new unit. I told AHS that they better reimburse me back my money because I was not going to pay them three times in a row for a brand-new furnace that they paid a vendor to put in and install. The tenants are freezing their butts off and I'm scared they're going to run out and leave the property. Then I'm going to sue AHS for having them empty the unit.

I always call American Home Shield any time something goes wrong. Recently, my Maytag ice maker was not working and I made a claim. They sent it to Whirlpool but I never heard anything from Whirlpool. So I called them back and they gave JD Appliance. But the other day, I was looking at the manual for the refrigerator, then I started pushing buttons and I had the ice maker working. So I called the American Home Shield for them to cancel the claim. AHS is fabulous and I would recommend them to anybody. They are accurate and they do an excellent job. I've never had any problem with them. They'd say I should be contacted by the contractor in 12 to 24 hours and if I haven't been contacted, I could just call them back.
One time, one of my maids hit the switch upstairs and turned all the power off upstairs. I didn't know what was wrong and they sent a guy out on me. He must have tore everything up up there and took the ceiling fans down. Then he came down and told me that all we had to do was flick the switch. Other than that, they did my stove because I needed another igniter. I like the contractors, too. My first mistake was, every year you get your air condition upgraded, so I paid $1,000 for the guy to come out. Then I remembered we had American Home Shield. So I called them and the rep told me that I was supposed to call them first. So anything goes wrong now, I call them first. If you call early in the morning, you go through the automated system. Usually after 8:00 or 9:00, you could get a real person. But things have worked out very good.

The washing machine wouldn't drain properly and sometimes it would overfill and flood the house. It happened a couple of times. I called AHS and then we did a video call. However, they weren't able to repair it so AHS replaced it with a brand-new unit.

So far, they have paid for what they needed to pay but in some cases, it's been difficult to get them to recognize that the appliance needs to be replaced. My most recent claim was when Advanced Mechanical AC came out. They had to replace the fan motor on the AC but it was not just that. The fan itself would not come off the motor and they did not have an extra fan. They had to come back in a few days and they got it to function. They were on top of things. I haven't had a problem with any of the technicians that have shown up.

The service with AHS was mostly good, although many times, it could be a week before we could get a contractor. Also, the prices were too high. They raised my rate to 100-some dollars a month last summer and I stopped the service. I was with them for eight years and the first couple of years, it was really good. But then, it started going up every year, even on the years I didn't have claims. I called and I complained and they said their policy is to raise it every year.

Submitting a claim with AHS is easy. My most recent claim was for the refrigerator. They replaced the compressor. Everything's functioning well now. However, AHS is a pain to deal with. Calls are being sent to a call center out of the country. It's sometimes very difficult to understand folks when they're trying to communicate with you. Also, sometimes they'll fix the problem several times before they end up buying a new machine, which is a complete waste of money and time.

My experience with AHS has been good. My washer wasn't working properly recently. I paid my deductible, which is $150. The next day, a technician came out to look at my washer free-of-charge because I had already paid the $150 deductible. He gave me some pointers and some tips. The tech was good. I don't feel like he did anything, other than he told me that we were putting too many clothes in the washer. Although it was a brand new washer, he said, "Just fill it up one-third." Everything's working now. Flash Garage Door Service came out recently too. They fixed my garage. They realigned it. We didn't know that the light beam on each side of the garage had to be aligned properly for the garage to work. Something that we put in the garage hit the little thing that the beam comes out of so it was pointed in the wrong direction. He unscrewed it and realigned it to where the beam could face each other. And that fixed the problem.

American Home Shield has helped me with a lot of things. They've done a lot of repairs for me with my appliances. There was only one thing that they didn't do that I wish they did and that was the insulation in my attic. That insulation had been under a recall and I didn't know it. The people who used to own this house didn't tell me anything about it and I'm not even sure they knew about it. The stuff deteriorated and it was all around in the attic and AHS didn't replace it.
But other than that, the reps have been helpful, patient, and understanding and the contractors have been skillful, knowledgeable, and courteous. One time, I had a leak in my hot water heater and they sent someone out. The tech said it was fixed but it wasn't fixed so I called them again. They give you 30 days and it was in the timeframe. They sent someone else out and I didn't have to pay anymore. The second tech fixed it and he did a good job.

The service of AHS has been good. Every time we've had to use it, we've gotten a prompt call out for a schedule, and everybody's come on time or as scheduled. We had a garbage disposal replacement two weeks ago. We also had to do one claim for our heating was not heating as it should. The benefit of having AHS is having somebody who can come fix it, in theory, at a reduced cost. I'm paying every month, and then paying for a service fee. But if I end up having to do two things or just one thing and it costs a great deal of money, and yet, we don't have to pay the full, then that's a win for us.

I like the services -- I can get my stuff or appliance fixed for a reasonable price. But it would be better if they had an app. On the menu options, sometimes they don't address the problem that you might have so you end up calling customer service to try to get to a representative. An app would solve all of that.

I had a horrible experience with our air conditioning the summer before last. The techs had to come out three times and it was three different people each time. I don't like that you can't choose or keep the same people. Whoever put in the antifreeze that I had to pay $1,100 out of pocket the first time didn't put the sealant or a dye so that they could see where the leak was happening and it leaked again. So, I had to add more and I had to pay again. American Home Shield did not cover that and I was not happy because they were the ones that chose who came out and they didn't do it correctly. So, that cost me a lot. It should not have to be out of pocket so much money if your AC or something goes out big.
I have recommended AHS before for saving money when big items go out like our fridge but you don’t get a choice and you're gonna be stuck with whoever is coming in. The last one I worked with on my washer ordered a part and said they wanted to offer me money. The part was gonna be on backorder for two weeks or up to maybe a month and when the guy was out, he said AHS was gonna have to replace this because he couldn't get this part. I liked the people who came out to service and I said okay. They tried to pay me out half the price for the part. I called AHS and they called the guy and all of a sudden, they replaced my washer. So, you gotta be on it. They're not very reliable. But it is what it is. You have to know you're right. But I've had my toilet worked on and that was great. When the water heater was leaking, the contractor was amazing.

Called for service. Unable to get parts, turns out nobody knew who was ordering the parts, the actual repair company or AHS. Turns out AHS and they never did order the parts. Seems like not having AC is no big deal, even if it 100 degrees and humid. 3 months of nothing happening even after being repeatedly being told on the phone parts have been ordered. Turns out they lied about ordering parts and it would easier and cheaper to save 60 dollars a months on paying them and just getting a new AC. As previously stated, worst company ever. The only thing worse than their service on getting anything fixed is their service in cancelling memberships. They even had the audacity to send me a bill to cancel my membership after not repairing my AC. I would rate less than zero if I could.

There was one instance where we had to wait for a part to come in and the service provider kept in touch with me to let me know when the part was ordered and when it was anticipated to come in. When it came in, they immediately called me to set the appointment the next day to come out and install the part. Everything went great. I've recommended them to others because we've had nothing but good experiences. I have been an AHS customer for probably 20 years and I've had them at this house as well as my previous house. I had one of those slow drip leaks that you don't pay attention to behind the toilet. I was preparing for my brother and his family to come up. So I was gonna freshen up the guest bathroom and I noticed a puddle of water. I traced it back with my hand and felt around and saw it was coming from the toilet. I live alone so I don't use it and by the time I noticed it, it had done damage to the baseboard, drywall and the vanity. The contractor fixed that and had to cut a big chunk of drywall out, and replace the vanity and the baseboards.
American Home Shield’s website doesn't tell you who will service you but it tells you that somebody will reach out to you within 24 hours. I've submitted claims early in the morning and I've had people call me that same day to set up an appointment. And if it's later in the afternoon, after business hours, and if I set it up, the company will call typically in the morning that next day. The majority of the contractors have been good. I had a little bit of an issue with one and I had to keep going back and forth. They had to order a part for my stove and the communication wasn't what I expected it or needed it to be. I had to do most of the following-up with them as opposed to them following up with me and keeping me abreast of what was going on with the stove. Still, American Home Shield is worth the money and I've referred them to several of my friends and family members.

When I have a claim with AHS, I usually go through the internet through their portal first. It was very convenient as far as setting up the appointment. Other than that, I love it. And if anybody bought a house, I would always blow AHS up. “Try American Home Shield. See if they have coverage in your area.” I have peace of mind. I thought I had an issue, and it ended up not being an issue, but it was so nice to know that I could go on the website and find the area it was. Like if it's the bathroom. And the ease, to know that I would pay my deductible and AHS would be on it. They would send somebody to come take care of it, and I appreciate that.

AHS gives prompt attention to my service requests and I can usually request online. But there had been a couple of instances when I requested pool service where I would have liked to have requested a particular contractor because I've been serviced by two different pool contractors that work for American Home Shield and I found that one is quite a bit better than the other. One of them didn't seem as knowledgeable as the other pool contractor. It seemed like he struggled to diagnose the problem, and he would fix the pool, but it wouldn't get fixed. And there have been some instances where he had to return at least a second, sometimes even a third time, to get it fixed right. But to request a specific contractor, you have to call in and that's a much lengthier process where there's a 30-minute hold time, which is not acceptable. So sometimes I just dispense with that because it's too much work.
Other than the occasional pool contractor, the techs I've had have always been aces. I would use my warranty at least once a quarter and recently, I had claim when I didn't have power from one entire wall of my kitchen. When the contractor came, he pointed out to me that there's a reset button on the outlet that I could have pressed to reboot. I know about checking the circuit breaker thing in the garage, but I didn't know about that little button and it was something as simple as that. The tech was very good and he didn't make me feel silly. I wound up paying for the service call, but it was educational because now, when it happens again, that's what I'd do. I've been satisfied enough with AHS that I've stuck with them all these years. I know I have options, but I'm still with them.

The water wasn't going from the refrigerator side to the freezer side draining appropriately. So, I called American Home Shield once to have a contractor look at it and fix it. It worked for two months. But it stopped working and water backed up again. I called AHS and let them know. They required me to pay extra another round in order for a technician to come out. So, I told them to cancel my service. That got escalated, and they went ahead, sent out a technician with no charge. The technician that came out was a good, friendly guy. He took out the same pieces on the front panel within the refrigerator. It's like a water heater to melt the ice. And he blew out the pipe that goes from the top to the bottom. According to him, that step was missed. And he said from now on, it wouldn't happen anymore.
I had a water line issue. The pressure in some of my sinks weren't adequate on the hot side versus cold. So, I called AHS, paid for the fee, scheduled time, and the lady called me back saying that we needed to reschedule. Her technician wasn't able to make it and I said, "Okay, fine." The second time around, no one showed. I called and complained with AHS. They claimed that I would get my money back. I never did. So, I filed a complaint with my credit card company and they credited me back. I complained to AHS about it. They wanted to charge me again and have somebody scheduled to come up. But I didn't feel comfortable because they didn't manage the process well. AHS is good to have. But like any other company, the service varies. Also, they're overpriced for their membership fee. I've been thinking about moving from them, but I just haven't had a chance to look at other competitors.
Thanks for bringing this issue to our attention. Please know that I'd like to look into this further. I'll be back in touch with you soon.

All American Home Shield contractors were great and professional. They do the work. They just did a winter check on the AC system. They had a good attitude. And when the stove glass broke, they ordered the part, they came and fixed it. Before the tech went to the house, he asked me if I could take a picture of the stove with the serial number so he could order the part. And in three days, the part got there, and he came and fixed it.

AHS has always been good. We've had claims for the air conditioning system, the washer and dryer, and a dishwasher. I called them to request the service and they arranged for them to be repaired. The techs that have come here were great, too. I paid the $100 in the contract then AHS took care of the balance. But for the air conditioning system, they had put me in a new unit, which they paid for it, then I paid for some of the installation which is what the contract states. So it was done fairly.

I noticed the water in my garage and I knew immediately it was the water heater. I made the claim online and it was very easy. The rep asked me about all the information related to my equipment and I paid the amount. I’m waiting until the contractor calls me. We have American Home Shield in another state and when we bought this house, we switched again to them because you don't have that kind of burden over your shoulder since it is gonna cover everything. It's easy and convenient. The customer service is good. You don't have to wait. I do everything online and right away, they process everything and someone calls me. It's simple. I told everyone they have to check American Home Shield because everything is expensive.

American Home Shield’s service has been great. I reported the issue with the dryer last week and the techs came out and took the dryer partially apart. They ordered a part and it came in and they're coming back sometime between 12:00 and 5:00. It’s a five-hour window, which is big, but it’s expected. It would be a little nicer if they could say they’re gonna be here between 3:00 and 5:00.
There's a whole bunch of items in your house that are covered by AHS such as the air conditioning, built-in microwaves, and washer and dryer. It's nice to do a predictive cost as opposed to just being surprised. When they break, you're looking at a $300 visit minimum from a repair person. I'm paying 70 bucks a month and whatever goes wrong with it, it'll cost me $108.25. So, I can allocate whatever the price is per month. $900 a year, spread out over 12 equal payments and I have a reserve of a couple of $100 that I'll have to keep to repair anything.
Five years ago, the air conditioning went out shortly after we moved in and the techs said they could keep repairing it but it was never going to work. It was designed poorly. We bought a house that has a builder's air conditioner and it's a bad air conditioner. They gave me the make and the model and put me in touch with a company that was extremely professional and efficient and had a reasonable price. They came in and did the work, and it was all said and done within a day and a half. You wouldn't have known that they'd even been in the house.
AHS had great contacts and the people were here doing what they were supposed to do when they were gonna be here. There's been a couple of scheduling issues like we can't get anybody in for a week. That's a long time to go when something's busted. One item that got broken that they had to replace was the built-in microwave. The back and forth and finding a replacement took about a month. Otherwise, it was great.
It’s because of members like you that we continue to improve as a business. Please feel free to call on us again when you need us.

I like American Home Shield. They always came through whenever I needed service done, except this last time but it wasn't their fault. I didn't realize that the item wasn't covered, which was why the service couldn't be done. But for the most part, they've come through and they've saved me hundreds of dollars in the long run. AHS sent Suffolk Appliance out and they did great. The gentleman saw what the issue was and there was a part that he had to order. It was fairly fast. But the issue was they were backed up so it took them two weeks to get us on their schedule. I like the AHS app because it's less time-consuming and I can go straight to the links that I need to go through and everything is more easily accessible. The turnaround time is usually within 24 hours. I was happy with the price I was paying back in November but I'm trying to figure out why the bill went up over the last two months.

American Home Shield does a yearly increase without letting you know about it. I called and asked why and told them that last time, the increase was $10 but now, it's 18. The reps don't know why. Another thing is when you put a work order in, normally, they don't debit your account until the work is completed. The last time, I put the work order in and before the technician came out and did the work, they had taken the money out of my account already. I was not pleased with that. The time before that, I had two issues at home and AHS allowed me to put it on one work order. But now, they don't do that. Everything is separate. I've spoken with different people there but nobody can give me insight on anything.
I can’t understand what the customer service rep is saying because of their accent. I don't mean any harm but I always ask to speak to someone that speaks English well. But everyone who has been out to my home is great. I just need to know why there's an increase every single year and if there's gonna be an increase, AHS should let their people know and give them an update as to why. We don't use them a lot but I wanna have it. Just in case something happens, we're covered.

They fixed one of my air conditioners once. AHS is a great company and I liked all the contractors. They've all been professional and very respectful of my property. But for our last claim, we had to call four times to solve one problem with my heater and it was really cold. I wanted to have the dryer taken off the gas line, but then the gas line was sealed. We've already got a new electric dryer from my mom and dad that we were gonna put in instead of the gas dryer. American Home Shield said that they don't do that type of work. So we're gonna have to have the gas company come out and do it.

After I report an issue, it takes so long for someone to come out until it's bad. The guy that came out to repair the microwave took it out of the screws and put it on the counter, which the first guy didn't do. It was unnecessary. I was sitting there because I work from home, and I saw a big spark. Then he asked me if he could leave the microwave on the counter. He said he needed to order a part, which whatever part he messed up was not the part that was wrong with it. So, then he shabbily left and put it back up in there because he was mad because I wouldn't let him leave it and get out. Then he showed up about two months later, and that microwave would have been on that counter. I told him, “No, because we had a party or something. And I'm not just going to let you leave a hole in my wall.”
I called Home Shield, told them what I happened and what I was going to do, and that I did not like what the guy did in his repair. Whatever he did, he messed the microwave up. We need a new microwave. I told them to don't ever send him again. But he kept trying to come back and I kept telling him, “No.” Home Shield said they had to send him back because he had to complete what he had done to bring the part back.
When the other guy came out, he said, “Whatever he took out, the part he took out, I can't replace. I can't fix the microwave because he's taken the part out.” He ended up having to come back because they told me he had to bring the part back. I said, “Get a part to someone else knew to have them come out.” He brought the part back. In the meantime, he shabbily put it back up there while we were looking. The screws are not done. The door is messed up and you can't close it. The other guy had to try to repair the door and then get the microwave back because it's a heavy microwave. He replaced that part that he broke that either he remanufactured or there was still something wrong with the same part that he brought back to replace. Now, the microwave doesn't come on again. It's the same thing.
Thank you for sharing your feedback. I'd like to apologize for not meeting your expectations. Please know that our team will be using your feedback to prevent this from happening again in the future.

American Home Shield is very fast and high-tech. So, there's a lot of communication. They have been quick to respond. Almost as soon as I scheduled a work order on the app, I would get a text and an email saying that AHS has assigned a technician to the problem. The next day, I would already hear from the technician. So, we've been impressed with it and there are follow-up texts and emails asking how things went.
The first couple of years, I didn't use AHS much. I had an HVAC unit on the other side of my house that needed service and that went well. This year, I've had to use AHS a couple of times. We had a dishwasher go on us, we had the heating thing, and another thing was my kitchen faucet, which I didn't know was covered by AHS, but it was. And in the case of my appliances, we could not have been more pleased. We also had an oven that stopped working. It was the perfect storm this year. The appliance service company that came out and worked with us was awesome. The guy was such an expert and was able to take care of the whole situation and fix our oven. We ended up getting a new dishwasher. So, I would highly recommend AHS. It has been a good experience for us.
In most cases, the technicians have been very professional and have done a good job. We have been very satisfied. My system was not working. The temperature had dropped considerably. It was very cold and we had no heat. Fortunately, we have a gas fireplace. So we were able to survive. But it was a pain. I set up the claim with AHS through the app, which was very easy to do. I had set it up on a Saturday and the tech he was there on Monday. He diagnosed the problem, had to order a part, the part came in a few days later. So, we had several days when we didn't have heat. It was not the most comfortable situation, but they did the best they could. They had to order the part, got the part, came out and installed it. Unfortunately, that didn't work.
The part was in transit from shipping. It was a motor that has a circular fan on it that pushes the heat up into the house. It was in a metal housing and, in shipping, it had been squashed. The tech hadn't noticed that in installing it. It was hard to see. So, he had to come back out and was able to remove the motor, adjust the housing, the fan worked and it has been fine since. In the winter with heating, you have a danger of freezing pipes. Would have been nice if it could have been a quicker turnaround time. But it was also close to the holidays. So, there were extenuating factors that we understood. But overall, we were pleased with their response time.

Everything with American Home Shield has always been very pleasant except the two times in the last five years where my service was denied. But my recent experiences in the last year and a half has been very good. It was an easy process to set up the claim. I even got used to setting it up online, which makes it easier. Then I get a text message and an email and a phone call. Everything's fine. But I really have a sore spot because we have a pump that is part of my property and part of my home foundation that takes standing water on my back deck, which is part of the home foundation. It pumps it way out across my back acre. That pump burned out and American Home Shield, through a lot of appeals, said they wouldn't cover it.
My greatest frustration was whenever I had to appeal to somebody, there was a language barrier when I called. The appeals process was very cumbersome. I've done 20 calls in the last 10 years and there were two or three of them that have been very, very aggravating. Also, they raised the rates this year on another 30 bucks, which I haven't addressed yet. But as far as the service, it is good.

I've had a stoppage. Prestige Plumbing has come out a number of times for us. American Home Shield randomizes the contractors so it’s fair for the contractors. But a lot of times, the contractors have people who are smokers. My wife is highly-reactive to cigarette smoke, even if it’s secondhand. We've asked for Prestige Plumbing because we know that their guy, who usually comes out is a non-smoker. We've had them out a number of times. I wanted a new toilet installed. I went out, bought the toilet. They came and installed it for me. They were great. The tech had been out a couple of weeks earlier to clear the same stoppage, but it did the same thing again. And they fit us within the same day. Which was great.
Some of the workflows that are AHS online are not accounted for all the different permutations of the workflow. Online, for example, if I get assigned the wrong person, I have to call to get reassigned rather than having a way to do that. Have the contractor reject it. Have it come back to me. Writing something to explain why it has been rejected, get redone. That could be a bit smoother. Other than that, go for AHS.

I've only had to deal with American Home Shield one time and it wasn't very good. I called in a refrigerator compressor on a Friday and nobody works on the weekend. So, I had nobody to come out on the weekend. And whoever was assigned it to called me on Monday and said, "I'm really sorry but we don't work on LG appliances." So, AHS assigned it to a company that doesn't even work on the appliance that I had, which meant that it had to go back to AHS again. "Can you work on an LG appliance?" That's the first thing they should do. So, we were on day four without a refrigerator.
AHS had to give our claim to another contractor who came out and told me that I needed a new compressor, and it took them four days to approve it. I had to call AHS three times and ask them why they weren't approving it. I've had AHS for six years. I have to pay $60 every month, I got one claim and they dragged their feet on it and at the refrigerator? I understand if it's a washer or dryer, but it's my refrigerator. I had to take food to my son's house or my neighbor's house. It wasn't pleasant.
The contractor told me that he didn't stock that item and he would have to order it. I talked to him every day, and by Thursday I said, "I don't understand this. If they don't approve this until tomorrow, you're still gonna have to order it, and I'm gonna go into the next week." He said, "No, Jody. I went ahead and ordered the compressor anyway, hoping that they would approve it". That's the only reason I get my new compressor on a Friday, a week later. It took me one week and it took me getting involved. I've had many friends that I encouraged to sign up for AHS that have canceled it. There were five of us that went on this at the same time and I'm the only one left that still got the coverage.

I've only been in this house I'm in now for about a year and I'm paying $90 a month here. I have another home in Muskogee that I inherited from my father and I insured that with American Home Shield years ago. It's maybe worth 30,000 and I started out with them at $75 a month. The last renewal, AHS raised it to $125 a month. I didn't wanna cancel but I did because I was a loyal customer who started at a certain level and every year, they raised it some percentage. And regardless of what the property was worth or what the repairs were on that property, they just arbitrarily raised it to this ridiculous amount per month that is way more than what anything in the house would be worth. They were only concerned about raising it so each year, it went up with no thought that I've been a loyal customer for probably 20 years. If it happens with the house I'm in now, I'll drop them too.
It's not that I don't like the company, but that's not a very good or smart policy. When you call the company, you always get somebody offshore now, which isn't necessarily bad, but it is when you have a real issue because you're not talking to anybody with authority. I've always had home warranties. It's a good idea but only when it pays. The last time a contractor from AHS came out, a single wire in the air conditioner looked like it'd been pulled away. The man who came out had been out for something else once so we knew each other. We were dumbfounded by it and couldn’t figure out what caused it. It was a $100 service call. It was like sabotage but nobody lives there and I just use it from time to time. I was using it last year for a full week during that heat wave.
AHS was always a good company. But some of their vendors aren't the best. The Sears vendor was dreadful. They came out to fix the refrigerator in the house and it took them six months to go back and forth and say they fixed it and didn't fix it. They ordered a part and the policy of American Home Shield is you can't switch vendors if they've ordered a part. So, I was stuck with that vendor. And I couldn't get anyone else who could fix it. I wound up buying a new refrigerator and putting that refrigerator out on the patio. Some other more reachable local vendor came out and replaced the cooling fan, which is a $20 part, in five minutes. And that refrigerator worked. I gave it to my friend. It was easy to fix it but I had a brand new GE refrigerator that was all fancy.
Most of the people are great but every once in a while, you get one of those. I've learned quickly to say no if they start that. When they wanna take an appliance into the shop and they can't fix it on-site, which they're supposed to do, that's usually representative of a bad vendor who is gonna milk American Home Shield for as much money because they pay their vendors well.
My first experience with AHS was in Texas with my house there and the first vendor I got was a complete lunatic and a crook. Everybody's been good but the ones I remember are the ones that had been bad. I spoke to someone else in the company and I said they needed to get rid of that person. They were terrible and dishonest. Many years later, one of the little wine refrigerators broke and they tried to send the guy out again. I said I didn't want him here and they told me to give him a try and that they talked to him. The guy came out and wired the refrigerator backward. So, it worked and then stopped working. I got my friend to come and he told me exactly what it was. They wanted to do the same thing which was take the refrigerator to their shop.
If you're gonna replace your appliance because it's unfixable, there's a budget for that and these dishonest people know how much there is to spend and they'll try to fix it for hundreds of dollars. So, when you go to replace the product, the consumer only has $100 left in your budget to do that. So, they take away the benefit of getting the new appliance. That only happened once, but it was a real eye-opener. My first thought when I moved to Texas was this was just like Oklahoma. That's why I always value the home warranty because Tulsa is better. But in Muskogee, it was impossible to find anybody who wanted to work or was honest to do a job anymore. It's changed for some reason. There's just no competition.
I thought Muskogee, when I moved back there, would be better because it’s the little town I grew up in. But it was dreadful. But AHS has always done its job. Some of what is wrong with that company has to do with management. The choice to have offshore call centers isn't a great choice, but a lot of companies make it now, just like a lot of companies have long difficult voice mail when you call them. AHS doesn't do that. You could do the claim online, which is great. By and large, they've been good as well as all the vendors. AHS doesn’t understand customer loyalty though and doesn't reward it. They have lost a lot of business for people like me who are spending so much now when I've been with their company so long. And that's only because nobody has paid attention to how long I've been there. So, they just keep raising the rates.
I try to only use the website because depending on when you call, the call times could be a little long. And the only time I ever call is when there's something extraordinary. There was something in the last year that it would be nice if it could be done now and I tried to call to see if I could get it done more quickly. Because sometimes, if you stress it as sort of an emergency, they will try to accommodate you. You can't do that through the app. The app just makes the appointment for whatever it is.
I’ve been trying to get to know the vendors. I've had a couple of plumbing issues and it's the same old guy from the same company. I've talked to them and they know me and I know them, which is nice that it's not someone new each time. American Home Shield doesn't necessarily keep their vendors that long. Some of the companies, that's all the work they do. So, they'll stay with them. But a lot of them are starting out. I've noticed over the years that the wife is at home manning the phone and the husband is out doing whatever the service is. And they communicate by cell phone. They're not companies that normally, you'll be able to even use if you were looking for, say, a plumber. They're companies that only work for those guys.

My air conditioner is 25 years old and it’s still working. I thought I'd get insurance just in case it went out. It's fixable. So, any time it breaks down, American Home Shield sends somebody out and they fix it. And it runs just fine. I've only had one problem with a tech in all the years with AHS. They repaired a washer and I told the tech he was not allowed on the property. He threatened my manager that looks over the house. But other than that, everybody has been professional. I just had my tankless hot water replaced last night and the guy was fantastic. He cleaned up after himself, explained everything and left his number.

My dishwasher stopped working and it was leaking water behind it, which was running out under the patio. I contacted American Home Shield and the first guy that came said that they were going to have to order parts, which was for replacement supply lines or replacement hoses. Then, they called and told me they were going to come out and install them. But they brought the wrong parts with them and the guy said that the parts that they ordered didn't work on my machine. Then, the guy put some kind of sealant on the areas that were chewed on the supply lines. It was something that he was squeezing out of a tube and he said that that works really well for sealing those areas.
He told me to let it sit overnight then try to run the dishwasher in the morning and it shouldn't leak. So, I started it in the morning and water went everywhere. I called them and told them that it was still leaking. The repairman said that I had a mouse problem and there were mice coming in and chewing on the supply line. He said my policy wouldn't cover that but they'd fix it for me this one time. He said that if I could get my mouse problem taken care of, they'd come out and repair it. But he said if my mouse problem continues, then any future repairs on it would be my responsibility. So, I bought a bunch of mouse traps and sticky traps and got the mouse problem under control. But then I got a letter from American Home Shield that said that the repair was not going to be covered because damages caused by animals aren't covered. So, the mouse problem had been eradicated but the dishwasher is still sitting there not running.
Other than that, we had a claim when our water heater went out and the techs came in and replaced that right away. AHS was Johnny-on-the-spot and we didn't have any problems. We also had a problem with our clothes washer, and the techs came out and fixed it once. Then we had to call them again because the same problem occurred after the fix. The techs came out and said that it couldn't be fixed and that it needed to be replaced. So, they put in a brand-new washer.
I then had them come out for the dryer a couple of times because when we put the clothes in, close the door, and push the button, we got nothing. The guy came out and said that it was full of lint. He said that it was a repair but a maintenance issue. So, American Home Shield wasn't going to cover it. I had to pay the guy directly $75 to come out and clean the lint. He opened the machine and I saw that there was a lot of lint backed up into it. I also paid him an additional $75 to take the machine apart and clean out the the lint so it wouldn't overheat and it would run.
So, when we first started with AHS, if we called and we had an issue, they were very responsive. I've had a couple of plumbing issues as well and the plumbing people that they sent were just dynamite. They did excellent work and they showed up when they said they were going to. But when they installed the water heater, they said that they weren't responsible for putting the vent hose or the vent pipe in the top of it. So, they just left that way there. I had a hole in my roof that that pipe was supposed to extend to, so water poured in. And we ended up having the roof repaired because of that hole.
The roof repair people went ahead and installed the vent pipe for that water heater. They came in and had to replace some pipes in my sink. We had cast iron pipes and they replaced it with PVC because they were occluded, had corroded, and were cut down to where there's a quarter of an inch clearance for water to pass through. But they went under the sink and cut out drywall to get to those. So, when the tech finished I asked if they were going to put those pieces back into the drywall with a little glue or just leave that open. He said I had to call my drywall repairman for that and that he didn't do that. Then, when we had the mouse problem, I realized that they were coming in through the holes that he had cut into the drywall behind my sink. So, one thing led to another.
I also have a complaint about the plate that my kitchen faucet goes through that is corroded. It's slowly disintegrating and when I asked them if they could replace the faucet or the base plate, they said that the reason it's corroding is because I don't have a water softener. But water doesn't even come in contact with that. All it does is hold the faucet in place.
All in all, I'm semi-satisfied with AHS. I'm not really happy with the rate increase and the decrease in service. I would also tell my friends that I've had some satisfactory stuff done but my satisfaction dealt more with the contractor that they sent than the company itself. They're turning down and opting out of more jobs than they're doing at this point. But before, I could go in, put down what my issue was, and there wasn't a big deal. Also, the plumber that came the last time said that they had a meeting at his plumbing place and it was something about fraudulent charges going on with American Home Shield. So, he said they had to call them and get everything approved before they do any work.

They were very communicative about when they were gonna be there, and they were on time. They explained stuff and talked us through things. In the past, my experience with AHS was overall satisfactory. But I had an issue with them when they charged me twice for a job. They said the claim had two different things, but I thought it was one charge per visit. I also told them that the same company was coming for both things. There shouldn't be two charges. But in the end, we resolved it and they gave me credit. Aside from that, when we had a plumbing issue, it took the contractor at least 45 days until we heard back from them. It wasn't a bad leak but if there's a leak at home, you cannot wait five days until the plumber calls you.

The service from AHS has been terrible. Even if I tell them exactly what's wrong, they send the wrong technician, I tell them the manufacturer, then we have to start all over again. When I first started, they were a much better company. But now, I'm looking for someone else. Also, it takes a long time for someone to answer the phone at AHS. It's the luck of the draw with American Home Shield's technicians and vendors. People have to vet them. If they don't review them on Yelp or Google, they might get someone really bad, and if they just trust what they're saying, they might put themselves in the hole. When American Home Shield sent a vendor for the AC, it was one from Rocklin, and they said, "You need to replace your whole system." We got a second evaluation by another tech and they said, "Your system is fine," and they replaced the part. Recently, the back of our washer had a leak, and AT Appliance came out, evaluated it, and ordered a part. It took about a week, then they installed the part, and so far, everything is good.
Another problem with American Home Shield is they raise their rates every year without even telling people, and there are major things they don't cover, like AC and furnace. If they can't fix it, they won't pay people out. They'll give a subsidized amount, which is nothing. It doesn't help at all. We're real estate agents, and we refer Home Shield because they're the best home warranty company around for our area. However, even when I tell them, "Hey, listen. I'm referring you. You guys have 20 different referrals from me. Do a better job," they don't, and we're stuck with that.

I like American Home Shield. They've fixed the things that I've asked them to fix. Even at one time, there was a problem with the contractor they used to repair a clothes washer. It was Sears, and that was an awful experience, but finally, somebody at AHS was able to contact the person that deals with contracts. That particular service was not the best, but AHS did their part. While it took a few phone calls, somebody was able to hook up with them and get the problem solved, which was nice. They replaced the clothes washer.
I use AHS like I do a home insurance. When I have a problem, they're there and they're good about it. They recently had someone come out for a problem that was created by the air conditioning people they sent out prior to that the year before, and they were able to figure it out and fix the problem. Overall, nothing in this new world goes 100% smoothly. There are always bumps in the road, but American Home Shield has been able to handle them. I've gotten a number of things fixed and dealt with their agents and those were the issues that were either satisfactory or unsatisfactory, but overall, the people at AHS were fine.

They wouldn’t put me into a new plan since there is only a 30 period to change plans once renewal date takes into effect. Customer service was so hard to understand and was rude. Any of the contractors can’t just do something on their own. They gotta come out and evaluate the problem, and then instead of just taking care of it, which you would think what you'd be able to do If they're your trusted supplier, they have to report back to American Home Shield, take pictures and get approval. So that's a loss of time by AHS. I had one complaint where they wanted me to go in and take pictures of the problem in my freestanding ice maker. But the ice maker doesn't work and I couldn't take a picture of the problem. So, that waste of time is annoying. And if you ever have to call American Home Shield, good luck because you forever get the message of increased call volume. They’ve had increased call volume for 10 years. They should hire a few more people.
I have three contracts and I replaced the air conditioner at my home in Huntington Valley three years ago and in Ocean City, New Jersey, the summer before last. I paid for it all out-of-pocket and never reported it despite it being covered because I knew how long they were going to take. You can't be without cooling when you've got 90-degree days with huge humidity in this part of the country. In Ocean City, New Jersey, AHS doesn't have enough qualified people. I had a problem down there with the circulating pump on my hot water system. So it was another plumbing issue. It's a summer home and we were there. I called the request in and the contractor made an appointment to come out to examine the problem but they never showed up. I made a second appointment and they never showed up again.
We were leaving about the third week in June and I couldn't deal with it. My family comes in and uses it. I can't have them inconvenienced. So I have to come back in August when we're down for the month. I set up an appointment through American Home Shield for early August while we were there and that contractor never showed up again. I was so fed up. I left to go until the following year, which was this past summer and when I called AHS, I said they had to send me a different contractor. And they said the contractor that had been out had already ordered the part. I said I cannot deal with that contractor. They missed three appointments and I still have the problem.
AHS assigned a different contractor who came out but he had to go through the whole thing all over again. So, some things like that get so frustrating that every now and then, I would ask if it’s worth it. I'm spending roughly $100 a month. We have a lot of things that can break in the home with all the appliances so I put up with it but I wonder.

I tried to get something fixed thru AHS and it was a crazy runaround situation. I told them it was a really bad move because I would cancel. There was an issue with a window air conditioner unit that was inside the wall. So, it was a little bit raised. Because the house is a smaller house, it doesn't need a lot of air conditioning. But the air conditioner itself is super cheap and 30 years old. Plus, there were no screws in the back of it to access it to “fix it.”
So, when the techs went to the outside of the house, there were no screws and they couldn't get into the unit to repair it. They said they couldn't do get access to it but I told them that there's no access because it's an old air conditioner, it's not because there's no room to get at it. There's plenty of room. So, we went round and around. AHS also said that they couldn't send someone else who could access it. So, I was so frustrated. Aside from that, when I called AHS about this concern, the rep I was talking to was at a call center somewhere else and they didn't care. They were just following protocol and reading the script.

It's really bad when filing a service request because you talk to somebody in another country and sometimes you can't really understand them. Recently, I had an AC claim and Air Pro Masters tech came out. He said it could be fixed, but it was gonna cost $1,400. He also said they have to reroute it and he would fix it so I don't ever have to use Freon again. He was supposed to come back but he never did. They sent a second guy out and he said there was nothing wrong with the unit. But it was making a loud noise. I called my friends who have an air conditioning company and it turned out I needed eight or nine pounds of Freon. But Air Pro Masters was gonna gouge the homeowner and screw everybody. They're gonna do something that’s really not necessary. Home Shield should send somebody else out.
Also, we had this huge rainstorm that came through Vegas two times and there was massive flooding in places. Thousands and thousands of roofs needed fixing and we needed some roof stuff. By the time I got the roofer, it was three months. Their excuse was they they couldn't find anybody to go out here and that they were backed up. Then, the tech came and he removed the shingles on the roof and it took him 8 hours. The tar paper just happened to wear out. For weeks and weeks, I was emptying buckets every time it rained but the guy fixed it in eight hours. The roofer said, "It's too bad you have that company." But the lady on the phone that I talked to was very nice. She said they were gonna get on it and apologized. She had the skills down and she spoke good English. I could understand her.

Two companies came out to deal with an electrical problem and the first one was incompetent and the guy didn't know what he was doing. American Home Shield then sent out a second contractor who came out and did the work. The techs had to replace a couple of outlets. It was a minor stuff but the guy from the first company didn't have the parts in the truck, so he figured he'd make it a complex thing. AHS spends too much time trying to deny claims than they should. And whenever you have someone come out, you have to pay X number of dollars. That fee is too high.
We've considered many times the value of getting rid of AHS versus doing the work ourselves. But for some reason, my secretary just keeps on renewing it. AHS comes up with a lot of reasons not to honor a claim and tries to put so many caveats into the certain types of coverage that they do. They're always trying to find a loophole. It's business these days. Also, they put a bunch of people from overseas on the line to try to interpret your coverages when I’m an attorney. I can read them a little better than the people they put on the line. There are some pluses and a lot of minuses too. So, it's just something you have to weigh. I look at it from the perspective we’ve got 30 years invested with them. I will stick with them. I haven't done the math to calculate what I could have done. Because if I do, I'll probably freak out.

And the guy thanked me and left, and I never heard anything from anybody anymore. So, my $75 was it. The one before that, I asked him to come in and check the air condition before the summer. That's why I remember one year. Because I called them before the summer and I called them before the winter. Both times went smooth.
I read somewhere where they had a problem with the wrong estimates and contractors always wanted to sell more product. I never had that. And I had another guy call me and tell me, "Be careful with them because all they do is repair, they don't replace. So, they didn't take care of the problem. They came out two other times. The third time they came out, supposedly, they hydrojetted the problem. They left water all over my bathroom. That went all the way into my closet. Then I got something from American Home Shield saying I needed to pay for them to fix the problem. It was $650 for the pipe. I could never get them to tell me what it was that needed to be done.
Everybody at American Home Shield kept reading me a pipe replacement, which is a pipe modification. I wanted to know what are they modifying. It didn't make any sense to me. Nobody could tell me what it was. I didn't have any confidence in these people to come out to my house and do the work. So, they sent somebody else out to scope it to see if they could figure out what the problem was. They scoped it, figured out what the problem was, and then American Home Shield closed my case.
I still have the problem, so they sent new plumbers out, but they still wanted to send out Northwest Sundance. I said, “I do not want those people coming.” So, I had to wait about three weeks until I could get a different plumbing company to come. They told me that Northwest Sundance was the only one available. I said, “That's the only plumbing company you have?” They said, “Well, that's the only one that's available because people want the other preferred one.” I said, “Well, then that's a problem. You shouldn't be using someone…” When I looked up the reviews, they had a two-star review.

American Home Shield did a good job as far as getting somebody out here quickly. The oven door was broken. The glass shattered on the front of it. And so, they replaced it. The guy who came out the next day after I put my claim in had to order the part for the oven. That took maybe three days, and he came back and fixed it when the part came in.

The company that we were using was increasing their prices and the coverage was less. So, I switched to American Home Shield because their coverage was better and the pricing was cheaper. It's funny because every time you use it, it goes up and it keeps going up. So, it's almost doubled with them since I've had them. But any time I've had an issue, they send somebody out. It's handled right away. The only issue I ever had was when my washing machine broke, and it is still not working properly. AHS sent a company out, they came out four different times, they couldn't fix it, and they finally sent another person out. They installed everything, but all they had to do was program it. So, it was resolved.
American Home Shield is great as far as following up an issue. It's just they'll give you a great rate in the beginning, but then it keeps rising. Even when I wasn't using it, it was rising. But they're a good company. The coverage is good, and any time I submitted a claim, somebody was out there right away. They sent someone who fixed the leaky toilet. I went online and told them what the issue was. I put it in the comments and said I had a toilet that was leaking, and I put the information in, and then they took my money. They assigned a plumber, and a plumber called me. The plumbers did an amazing job. They were in and out.

A-US came and played with the compressor and the motherboard of our air conditioner. Supposedly, they changed them out. But until today, it does not run. I tried to contact American Home Shield about it. One day, they called me back and said they were gonna try to do something about it, but I moved on to a different home warranty. I couldn't get nothing resolved at the time for a long time. I was unhappy. Even the companies they tried to come out to do the job had bad feedback about them. They said they didn't wanna work with Home Shield because they don't pay.

I was with AHS for eight years then I went to American Residential Warranty. Recently, I went back to American Home Shield because they cover sump pumps. But their price keeps going up and I'm thinking about going back to American Residential because of that. I started out at 70 something dollars a month and I'm up to $109 a month now. Aside from that, lot of times, they have individuals who don't speak very good English, so sometimes, I have problems understanding what they're saying. Also, I had an issue with Greenway and it looks like every time I call, that's who they try to give me. But I request another person and they go on and give me another company.
Other than that, their service has been professional. I call in when I have a claim and sometimes, I would get the automated system, but I eventually press something and I get a live representative. So far, I haven't had any issues with anybody. When I had a claim for my refrigerator, they were able to get me through to somebody. When the first company came out, it took them a month to fix it, so we lost a lot of food. But when the second company came right out, they fixed it immediately. The tech said that it looks like they put a generic part in the refrigerator, so that's why it stopped working so quickly. since the last repair, we haven't had any more issues with the fridge.

We had a maintenance service and the company found a little crack inside the furnace that needed to be repaired. This crack can lead to carbon monoxide getting into the vents. I called American Home Shield and they sent out East Ohio Furnace Company and repaired it. It's easy to get through to Home Shield and to submit requests. The problem is I haven't had very good experiences lately with their contractors. We have a plumbing issue now and the person that they sent out hasn't replied. I even called American Home Shield yesterday. They left a message for him and they haven't called them back either. They could pick better contractors. It's such a poor taste in our mouths. Every time we call for help, we can't get any. We're actively looking for another provider but if they can get this done and fixed, we may stay.
Thanks for bringing this issue to our attention. Please know that I'd like to look into this further. I'll be back in touch with you soon.

I picked the next one down to the top-of-the-line package, but it covers all my plumbing and electrical systems. So, if my wiring in my house went bad, American Home Shield would fix that. Also, I could end up with a $10,000 bill to have to cut to concrete and do plumbing. I have learned it's better to submit claims online to turn in the call, because within a few minutes, I would get an email that says who AHS would contact. It's the name of the company that's assigned to take care of my problem. And they would give me their phone number and so I could call them directly and schedule a time.
I had a well pump replaced. That was one of my earlier calls. I'm on well water, so when I didn't have any water, I put it in a ticket. AHS sent somebody out. They had to replace the pump. It cost me my service call. When you pick a package, you pick your price. But if I chose a higher service call fee, my monthly amount would be lower. They had a 50, 75, 100, and 200. I chose $100 because I figured I would pay $100 for anyone to come out and look at something. So, I just did the 100, which kept my monthly amount lower than some of the other ones. I pay that when I turn in the call.
I was disappointed with the call for my refrigerator but that had more to do with the contractor. He was not reliable. He would say he would be here, but he wouldn't show up and wouldn't call. I would have to call, and he would have to rearrange. It took almost two years, and the final resolution over that period was the parts were no longer available. Therefore, AHS would replace my unit I argued with them on that because I could have gotten parts, but they only buy Whirlpool original manufacture parts. They ended up replacing my refrigerator, which they had a dollar limit. It was based on what was my cubic feet, what style I had. I got to pick the one I wanted in the end, but I had to pay some because it was an upgraded model. But it was still reasonable.
I also had my electric. I called AHS. The contractor came out within that day. They replaced several breakers and got everything back up and running. That had tripped my air conditioner, so my air conditioner was out. I turned in a call for that. They came out and got that fixed. My water went out last weekend. I called. When I don't have water, I assume it's the well pump. It turned out that it was my pressure tank, which was not covered. But they paid for the call. And it was after hours. It was over the holiday weekend. So, I paid for the pressure tank itself, and they paid for the call.
I've used the people that do the well personally before. They're close. And they were who I called before I had them, so that made me feel good. I have had contractors come out a few times on my air conditioner. But both companies, the guys that came out, were good. I've heard this from some of the servicemen. Their real objective is to repair, not replace. So, they would do fixes before they would replace something. Let's say I may in the end turn in five or six calls, and they decide to replace the unit. That would be $500 for service calls. A new air conditioner can run me up to 10 grand. So, I've been pleased.

I had some AC work done with American Home Shield. The compressor went out on the condenser. The guy who came out was very nice. He had come out, at first, to do the diagnostic to figure out what was wrong. He rescheduled to come back out once the part was in. Everything was set up ahead of time. They gave us a heads-up when they were on the way. The gentleman wore booties when he was inside. I got small kids so that meant a lot. He was in and out. I couldn't ask for a better service. When our washing machine went out, I also reached out to American Home Shield for that. They've done their part. It's just a matter of getting everything worked out with the subcontractor, which I'm used to 'cause I work in construction. They've been very satisfactory in working with us, trying to get this completed.
American Home Shield is worth it being a homeowner because there's no telling what can go wrong in your house. You pay your copay, and they'll work to get it fixed. Being in the industry and knowing what materials and labor cost, and just having to pay the deductible makes it worthwhile. The website is laid out nice and easy. If you do it on your phone, it's even easier. The reps always answer and never take too long. They communicate very well. They'll always tell you exactly what you need to do, whether you need to contact the vendor or set something up. They're very helpful.

The plumber came when he said he was coming for my well pipes that were leaking. He was very efficient. It was done within an hour and I've not had an additional problem with it. I have had good service with American Home Shield. They are responsive. I like that I just got an $11,000 heating and air conditioning for $750. It took me a few days to get the air conditioning unit installed because they were sent the wrong parts but the situation was remedied. But I have had crappy service as well. I had a problem with the dishwasher. In Southern Oregon, skilled workers sometimes are difficult to find and my dishwasher sat in the middle of my living room for three weeks. They were frustrated because they couldn't find anybody to install it, so I took the bull by the horns and paid to have it done. I was reimbursed. Because of where I live, it's not a perfect system, but it certainly is better than having to go out and find someone to do the work.

I had American Home Shield send someone out to fix my oven's panel. I would press on and it wouldn't do anything. So, the contractor came out and replaced the panel. That was smooth. When I call the customer service people, they are helpful. They try to help. You just have to know how to get to a customer service person, because you can't just call the number and get anybody. Nobody answers. Nobody would be, “Hey, what's going on? I'm sorry.” You have to know the prompts. I learned the prompts, so when I call, I know to push 5 so I could talk to a representative about my bill. And I would get somebody who I could talk to. But if you say it was regarding something, it routes you a different way.
The dishwasher started to leak water from the bottom and flooded the kitchen area. I submitted a claim through AHS' portal. They have a website and you can log in and submit your claim there. It's user-friendly. The first place that came out was A1 Appliance, and that was horrible. They were professional. But it was the lack of knowledge and having to come out several times is what got me frustrated with them. July is when I submitted the claim, because all this stuff happened in June. It's still down. I'm supposed to get a new one to replace it. This is after the second company came out. They never fixed it.
The guy would come out and he would let it run. He had to wait and let it cycle. And when it got to a certain point in the cycle, I would tell him it seemed like it was okay because it doesn't just run out right away. You have to wait for it to cycle. A whole 40 minutes may pass by. So, if I leave and leave my dishwasher on, I would come back to a puddle of water all over the house. He said, “I think it's this part.” So, he ordered a part and replaced it. And he came out at least four times.
The last time he came out, he told me that it was the way I positioned the dishes. And that was when I got mad. But the thing about it was, the way that he saw them positioned in there wasn't the way that we would normally cycle the dishwasher. They were stacked high because I've been handwashing them for months, and I just put them in there to dry.
So when he saw it, he said, “Oh, it's because she had this part covered and it wasn't letting everything go, and it's making the water come out of the bottom.” Because he gave me a new seal. He put something else in there. But it didn't work. So at the end of the day, when I called back and complained, because I was, “You guys closed this order, but this is still not fixed,” that was when they said, “We've done everything we knew how to do or we could do.” They were out of options. I said, “I'll just call American Home Shield and see what my next options are.” So, they sent another company out, that guy came out, and he said, “I see the problem. You need a different part. It's not the seal.” So, he ordered the part. He came out a week later. And that part was the wrong part. So, he went to order the part.
The good thing about this last company was he stayed on-site, He was outside, tried to order it so that he made sure it got fixed. He ordered the part, and it took him a while, but he said, “I can't find the part. It's on back order.” I experienced that with the first company where it was on backorder for a whole three weeks, so I said, “Okay.” Lo and behold, they couldn't find the part so they had to, “We're gonna just give you another one.”
I finally picked out one. But the thing was nobody called me and said, “You gotta do it this way.” I still waited for somebody to contact me, so I decided to take it upon myself, like, “I've been waiting. It's November, and now it's December. It's Christmas.” And they were, “You gotta call this special number and they send you a link. And that way, you can pick out your item.” “Oh, so they're gonna replace it.” So, they didn't have the part. That was when the customer service started to tell me what was actually transpiring. Here it is in 2024, and I'm still waiting patiently. They should be out in the morning of the 11th to install my new dishwasher, and I hope it would be a good experience.

I called American Home Shield when I had problems with the air conditioning unit not heating up properly. They sent out Hospitality Heating & Air to look at it and tell me what was wrong with it. I had used them once and was satisfied with them so I felt okay with them coming out. I've been in my house for quite a while now so I'm familiar with some of the contracting in the area and the quality of work, and that's very important to me rather than coming back over and over again.
I've been with American Home Shield almost 20 years and over the years, they have made changes. But as a whole, I'm very satisfied with American Home Shield. They have been forthright with me. When I feel that I have a legitimate complaint, they have been more than willing to listen to me and cooperate on what I believe the contract is saying. I would tell any of my friends that American Home Shield is the first place I would go, but be careful of the products that they have to offer. Some of the representatives are not aware of the product. If you get someone who is not sure of the product, they may steer you with something that might not be satisfactory to you.
American Home Shield has been good to me in terms of me being able to negotiate prices down. I've informed them of all the people that I have steered them to and they've been receptive of that. But they could knock down some of their prices for long-time members. I should be getting a lesser price than somebody who is just coming on board. Also, there are certain products that they should extend their warranty on and do an add-on. They're taking away more so than they're adding on and offering another price for it. For the garage door, they do the opener, but they don't do the garage itself.
I like their website. You can get around it in terms of user-friendliness. But I don't believe in using it for my request. Sometimes you have more than two requests and you're not able to explain what you need. You may need something with plumbing, but you still need something with electric. It's very difficult putting that type of request in using technology. They could add some type of way in which the prompt can say, "Is that your last request," rather than just taking one then taking your money when you might have two products that you're having trouble with.

The air conditioner cut out and then it started up again. Bencraft still did a full check of the system, and it looked like it was due to some kind of power glitch and they had to reset it. I made the claim online to American Home Shield. The website was fine. I've used it many times. The name and the phone number of the contractor were given to me. Bencraft's service was good. By the time they were dispatched, the problem had cleared itself and the system reset itself. Also, I sucked out the drainage tube on the air conditioner and that seemed to have helped. One of the former Bencraft mechanics had shown me that trick. The system was fully operational when they came to see it, but I asked them, "Well since we had the glitch, can you please go over everything and make sure everything's okay?" So, they did a full check of the system. They did some tests on it to make sure that the problem would not happen again.
Before the air conditioning call, they tried to fix the dryer. They came out three times and eventually, they replaced the whole unit and I got a brand new state-of-the-art washing machine to replace the one that they didn't have parts for. They couldn't get the controller board. Having American Home Shield stops me from expensive repairs and I don't have to buy all these little warranties from the power company for internal wiring.

We used to have to sit on hold for 30 minutes. Online is fantastic. For smaller repairs, like we needed a faucet or there was a small leak, those have been seamless. I like knowing someone could come out easily. But we've been in our house for almost 20 years and bigger repairs are coming up, I've been questioning keeping American Home Shield because for bigger repairs, it has been difficult. We had this whole stove replacement debacle that I ended up not getting any money back because there were many communication errors where they assumed I knew everything on the planet about repairs and modifications that may or may not be needed over 20 years. So, having dealt with that for the first time, there were a few things that caught me by surprise that weren't communicated. It has been frustrating for major things like that.

A plumber came out to see the sump pump that was sounding weird. He unplugged it then plugged it back in. It wasn't raining that day and we couldn't hear anything because that sound only comes on when it's raining. He looked everywhere and said that he didn't see any problems with it. He also said that if the sump pump was to break, then I will get flooded and that it's in the radon pit. When the house was built, the sump pump was inserted in the radon pit. If it ever breaks, I would need to call a radon company to take care of it because the regular plumber is not licensed to touch anything with the radon. He also said that AHS won't be covering that. I asked, "What about the sound?" He said, "The sound was probably a piece of gravel got sucked in there." After a few weeks, that sound stopped. I felt bad about paying 75 bucks for them to come out and tell me nothing was wrong. Also, I don't like how AHS jacked up their fees from 75 to get somebody to come out to 125. But generally, I've had good experience with them.

I talked to three different people when I filed a claim with American Home Shield. They had me under a different policy because I changed policy. Each year, the price is going up extremely high, so I was gonna go to another company. Instead of me going to another company, they were able to accommodate me with whatever I needed. The guy that couldn't understand what I was talking about when I filed the claim turned me on to someone else. That person still couldn't do whatever they needed to do, so they connected me with someone else. It took a process but it was done professionally. They took time to do whatever they needed to do with me.
A contractor came in for the water heater and said that nothing was leaking. It just wasn't working properly. They said that I needed a new expansion tank because that was the problem. They gave me a new one but my water heater still wasn't working. They told me I needed a new water heater, so that's what I got. When you have American Home Shield, it's less money. You don't have to call contractors straight out. When you get a contractor, it's more expensive. Also, whenever I call with a problem and American Home Shield gives me a contractor that I know I am gonna have problems with, they would give me another contractor.

Last year, during the heat wave, one of the units went out. Flowertown Heating & Air came out and determined that it needed to be replaced. They submitted the claim to American Home Shield. Because of COVID issues, it took four to six weeks to get the new unit delivered. During the heat of summer, we had no air conditioner on that side of the house for six weeks. But Flowertown fixed it and my total cost of extra fees was $150.
This year, the other unit which is identical to the unit that broke last year broke too. I reported the problem to American Home Shield and they assigned Changing Winds. I was concerned as to the qualifications if they were up to par or not. When I call American Home Shield in the future, I will request not to have Changing Winds come out. The repairman was here for two hours at least. He said he found the problem which was a salamander that had shorted out the defrost system. He changed that circuit board and everything worked. American Home Shield guarantees the work for 30 days. Barely 30 days later, the unit went out again. I had to pay the service fee again and they sent another company out, May Heating and Air. They said the same thing. The unit is not good and it has to be replaced. American Home Shield contacted me and said that because of certain fees that May Heating and Air was charging, my cost would be $1,850 to replace the unit.
Everyone kept saying to get a second opinion. I asked American Home Shield about that and they said, "You can get a second opinion, but if it comes back with the same diagnosis, we have to use May Heating and Air." I argued with them and said, "I had the same thing happen last year and it cost $150." I was furious about that and I refused to allow May Heating and Air to come and do the work on it. They were bragging to me that they're the number one contractor that American Home Shield uses. On the the $5,000 replacement unit, instead of charging the $5,000 like it should be charged to American Home Shield, they were saying there are some regulation fees of $1,850 that they submitted, and American Home Shield doesn't cover regulation and permit fees.
I told American Home Shield I don't trust May Heating and Air, and I don't want them on my property 'cause they were ripping me off. American Home Shield gave me a cash out option and sent me a check for $2,900. I called Flowertown back. I paid them the full $5,000. My net cost was 2,000. I ended up paying a couple $100 extra to do it on my own.
Once American Home Shield sends a contractor out and the contractor makes a conclusion and has a price, that's not negotiable. Also, there's a communication issue between me and their agents. They're hard to speak English. It's hard to understand them. There's me constantly asking them to repeat, repeat, repeat. They're trained and very pleasant but they can't do anything other than what they've been trained for. There is no negotiating or bargaining with them. But overall, American Home Shield has been very responsive. They did what they were supposed to do. I've had some issues they've taken care of. The issue has been with their contractors. Some contractors have been fantastic, but some have been horrible and I hope they never come back. When I put in a request, I can tell them the companies that I don't want to come out. They've been accommodating to my request in that regard.

American Home Shield was offering coverage on a specific item (a mini-split system air conditioning) that not many companies do, but going with them for that reason was worthless. Unfortunately, when the time that I needed them came, they couldn't find someone to fix it. I tried several times to get them to send a tech out, but they couldn't find someone to work on my system. American Home Shield helped me out with some other stuff, but for what was very important in the middle of the summer, they couldn't fix my AC and that was really disappointing. They refunded me for the service call, but they're offering a service that they can't cover. They should also get some American-based customer service because they're all overseas. I requested supervisors to call me, but nobody did.

I think more parts of the garage door need to be covered, though. Not just a selected few.

DO NOT USE THIS COMPANY!! Last summer our AC went out and we called American Home Shield. They sent out a company 1.5 hours away with a 1.6/5 star rating (Google, Thermal Tech HVAC) company out to fix it. We live in Canton Georgia. That company is located in Winder, GA. We have great companies all over us and they send out the absolute worst company they could find an hour and a half away. It took that company 5 visits and over two weeks to fix it.
We had 4 different people come out and look at our system. In the end, someone came out over the weekend to get it working again, who didn't even work for Thermal Tech HVAC. It cost us over +$1200 to fix, with the price of freon and parts. Come one year later our AC goes out again and they send a new reputable company out this time. It turns out American Home Shield fired the last company because of the overwhelming complaints. Now the new company says our system needs a new valve and we'll have to pay for the freon all over again, coming out to +$1300. American Home Shield is guilty of negligence.
I tried to explain everything over the phone with their management, explaining to them that they should cover the cost of the freon. Had they hired a reputable company to begin with we wouldn't be in this situation. But of course they're sticking to their protocol and denying any wrongdoing. They told me there is no one else I can talk to in order to escalate my complaint to someone with higher authority. I wish I could give them 0/5. Needless to say we’ll be canceling our business with American Home Shield, they are corrupt.

I sent in a claim for my dryer. They were unable to fix it, so they ended up replacing it. The contractor reached out to American Home Shield. Then American Home Shield, in turned, sent me a email, let me know what the recommendation was. They gave me the option to select a replacement from a site that they provided or for me to purchase it on my own and get reimbursed up to x amount of dollars towards the purchase. Up until this last recent experience I had with American Home Shield, I would have definitely recommend them. But I recently had to have a heat pump replaced, and it wasn't a very good experience. It took two months for me to get the replacement.
The installation went fine. It started where I requested a heating tune-up. Then the technician that came out said, “Hey, I'm gonna be recommending that your unit get replaced. It's rusted. It's leaking Freon.” I asked about how much would that cost? He asked what contract I had with them, number one. After I provided him the information, I figured I shouldn't have told him that because I felt like he wasn't gonna get what he wanted from the deal. But it wasn't of urgency to him. It took several times calling. He never submitted the recommendation he said. Then when I tried to call him, he wouldn’t return my calls. And then they would call, put me on hold and call. First, he said that I had canceled the order, which wasn't true. He hadn't responded to any of my communication. Then I get this email saying that the parts have been ordered and my out of pocket cost is a little over $2,900.
I called American Home Shield and said, “I got this email saying parts were ordered, but nobody ever contact me prior to to get my approval.” They reached out to him and from there, he said he canceled the order at my request. But I was questioning why somebody didn't notify me before ordering parts. So, we went back and forth. Then they sent somebody else out. And the out of pocket was double. Finally, we got on the same page. He emailed me one Saturday and I asked if he could communicate with me by phone because I don't regularly monitor my emails. He finally called and we communicated. That was the first unpleasant experience I had with American Home Shield and one of their vendors.

Home Shield said I gotta give them a chance but I said I don't even want them up in my attic. Home Shield got another provider out here to look at it and that was Urban Enterprise. Back in November, my heater was messing up and I requested a service call. American Home Shield scheduled it as an AC and furnace annual service. They charged me $100 for that. When the company that came out to do the service, they found out there was an igniter that was going bad, and nothing was done about it. Then in December, when I called to find out what the status was, they charged me another $125 for another service call to get them to come out and to repair the furnace, at which time, the same company came out and said that there were two other things wrong with it then, and not one of them was the igniter. Now I am going into January, through the coldest parts of the winter, without a heater or furnace because they can't figure this stuff out and how to get this company back out here to fix my furnace.
Every time I've called either the contractor or American Home Shield, it's always been, “Oh, we'll get right back to you. We'll get back to you.” Yesterday, I received a call from the manager and he never called me back. This is very frustrating. I had them come to check out my dryer. The tech did a fix and he showed us that it worked. But we used the dryer once and then we had the same results again -- it wasn't working. I couldn't get those guys to come back out without American Home Shield making a contact and creating a new ticket. The contractor had up to 72 hours to get to work and American Home Shield had to wait. I was on the holding page with them for when they were available to come back out and redo the work they did. Then, they had to wait for a part and when it came in, they scheduled another work. The repair got done, but it took almost a month to get it done. I had to go to a laundromat to get my clothes clean during that time. It was inconvenient and it was horrible.
The most recent claim was a plumbing issue. I had leaks. My shower was dripping from the faucet and the other one was when I pull the diverter to get the water coming out to the shower instead of from the faucet, the diverter wasn't completely closing and it was causing the shower to sporadically on and off. The tech fixed both issues on the same day but I was confused. I didn't know they don't do anything on the outside of the home. When I put the work in, I was telling them that it was on the outside and when the tech came, he said he couldn't fix the one outside, but he could do the one on the inside. There are little gray areas and they are not so clear in certain things.

I was taken aback by the amount of service charges that American Home Shield charges initially. Also, if you are satisfied with the contractor that they send and you happen to have a similar problem again, you would like to get that person back and that's difficult. They seem to give you resistance when you request it. I have a service call on right now for my oven and I liked this company that serviced it before because they were reliable and they did a wonderful job. I wanted to get them back, so I requested them. AHS hemmed and haw, but eventually they gave them. And sometimes, the person that’s taking your service call are hesitant about getting a requested service contract back. That's one thing that bothers me. A newly contracted person serviced my air conditioning unit and the tech didn't know what they were doing. It cost me about $11,000 to replace the unit. Other than those, AHS has been pretty good.

We always seem to have a little bit of a problem because there's only like one place in the area that is contracted with them. But they were out within a couple of days. Plew's came out to check the system and said to not worry about it. It is older, but it's still running fine. I would tell others that AHS is a great company.
In Idaho, they don't have too many contractors that are contracted with them so sometimes, it's a 7 to 10-day waiting period to get an outside authorization to get your own unit. I have to do all the legwork on the other end when I have to get an outside authorization. Sometimes I have to call them 10 times to get all the information I need. In California, they were usually out in two days. But that's the only thing that bothers me. There's a couple of things AHS should put in there. The other companies that have called me, they try to get me to quit. They offer things like our spa would be covered 'cause it's above ground, our freezer would be covered. American Home Shield's website is very good so I rarely have to deal with any kind of human when filing claims. It took a little bit of me getting used to. I'm a detailed person and their website simplifies things down so much that I want more detail. But what I do have to say is the people who need the detail are the ones that call me on the second round of communication. I find that to be satisfactory, that I don't need to give that detail on the website. I've come to appreciate that.
What's nice is I can click more than one button for the same category. If I had a water spigot and I had a dishwasher, they may bundle those together. That is nice and I pay just one service fee, as long as it's one company comes out, which makes it fair. I have the highest and most expensive policy that they have and I've come to realize that it gives me peace of mind across all the aspects of my house. Having my pool covered is one of those luxury items that a lot of other companies don't offer and I really like it.
There's been a large variety of people that either know what they're doing or you can tell that they're maybe more novice at what they're doing. We had one of our switches go out in our stove six months ago. The contractor came out and they said they had to order the part. They came back and the tech had only four switches, but my stove has five. I didn't like it, but I had to accept it. He cut them into pieces and he spliced them in together. I know that works, but in my mind, I didn't want that spliced switch. They came quickly and got it fixed within a week. They just didn't do it exactly the way I wanted to do it. But that is not reflecting on American Home Shield, because if I go back to them and insist, they would have sent another out.
I've had good experiences with the pool, though. The pool guy goes above and beyond. He even checks things and verifies things that weren't necessarily broken but could have been part of the cause of the problem. The trade-off for me is if there's a big ticket item. I had one of my AC units’ compressors go out and it was $3,000 or $4,000 worth of repair. They wanted me to cover a bunch of things so I went through that process with them. Once they hand it off to a service company, then it really becomes between the service company and the home warranty -- what's covered, what's not covered, and why. If you're just patient through that process, it turns out to be advantageous for you.
I’ve had three different companies over the last 20 years and I've been the most happy with this American Home Shield. We're paying $1,400 a year in hopes that nothing breaks. But if something does break, for the most part, it's covered 90%. They're the company I would recommend the most.

He said I have 30 days to figure out that they can come back. But they didn't resolve the issue. There's still a big water leak on the ceiling, which was what I was looking to get fixed. I'm good with American Home Shield for the most part. The pros outweigh the cons. You gotta be your own advocate though when submitting a service request. There are some things I don't like such as them automatically assigning a company to do service work for me because some of those companies are not very credible. I normally tend to go online when I'm talking to American Home Shield to look the company up and to see how they are and their ratings because some of the companies on their list aren't that good. One of the things I also didn't like about the last service call is you can bypass talking to someone and then they automatically assign you a company. I didn't necessarily like that either because you don't get to pick who you want.
In the last service call, Premier wanted to come out to pick up a service request but when they called to schedule, I said they were not allowed to come to my property and do anything. They were not honest. I told AHS to make a notation in the computer that Premier is not allowed to come to my house because they're not very honest. But I've had nothing but good experiences with everybody else.

Everybody always comes out when they say they're gonna come and they take care of it. AHS has been very helpful. I originally got a thing from Sears and the price was less for AHS and they were listed number one on some of the lists. Now, the price has gone up considerably. The monthly fee has doubled since I first started but it still saves on money. The hot water heater would cost me $3,000, and it was $100.

The AC was going hot. I made a phone call to American Home Shield. They gave me the name of the contractor and their phone number, and they told me to expect a call within 48 hours. Within 20 minutes, Crispy Air & Heating was already calling. The techs were great, very friendly, knowledgeable, and very easy-going guys. At first, they wanted to know where everything was located and asked me what the issue was. Then they went to work from there. I just stood outside with them as they checked everything until they finally found what they thought the issue was. Before that, they had to do some troubleshooting. Then they found the issue and then we went from there. Everything has been perfect since then. I think AHS is a great program. I've talked with other homeowners and it did not work for them, but it works for me.

The water heater tank started leaking. American Home Shield sent a tech out from 80 miles away. They said the job was $1800 out of pocket because of all the stuff that wasn't covered under the warranty. I talked to American Home Shield and they told me all the stuff that wasn't covered. I bought a water heater and replaced it myself. They paid me for the water heater. I also had my clothes dryer quit working properly. American Home Shield sent a serviceman out here and he got it where it would turn on. But we had to have him come back out here because the belt got broken a little bit and the tumbler wouldn't work right. They came back out and fixed that. The service techs were pleasant and easy to talk to. We also had an issue with our air conditioning system. It quit blowing. A tech came out. It's an old system. He wired around the relay. Now, the fan's blowing all the time, which I'm not exactly happy with, but it's working. It never shuts off unless we turn it off manually.

American Home Shield has been great. Recently, the air conditioning unit quit working. I called American Home Shield and they asked, "Do you know any people there?" I said, "No, I'm new in Florida." They said they could send a person over Monday. This was on a Thursday. I said, "It's way too hot. We can't go without the air conditioning unit that long." They called back and found a company that would come the same day.

Royal Flush AC & Heating is awesome. They came for the air conditioning unit that was not flowing well. However, the gentleman who repaired my oven was very pushy that he wasn't gonna leave my house until I Google reviewed him. Also, the plumber didn't know what he needed. He had to call in the plumbing company to ask questions then came back to do something and figured out he didn't have the right tool. It was my master bathroom shower that was off. He said would need to order the right tool and come back.
On the day that he was supposed to do that, he said, "They didn't have the right tool." He would come back the next day, which was then Sunday. Then he wanted to charge $1,100 to fix it. I called American Home Shield and told them I needed another opinion. That process is very time-consuming on the phone with somebody to find somebody then you have to get it scheduled. I ended up having just hiring my own person to take care of it for about $275. When I call in to American Home Shield, I have to repeat the same information over and over again. If I give them my name and phone number, they should be able to pull up my address and confirm my address for me. They should not keep asking me for information that they already have.
I understand your frustration and appreciate your feedback. Please feel free to contact us at consumeraffairs@ahs.com so we can talk more about your experience.

I'm about to leave American Home Shield. I had an issue with my water heater right before Thanksgiving. I have a son that has a medical condition. Anything that would require water, they put an emergency on that. American Home Shield called a gentleman out to my home. He's from Council Bluffs, Iowa. In reviewing it, I had called the people that I had had a water heater installed a couple of years ago through American Home Shield, and the water heater was still in warranty. I talked to the guy up in Council Bluffs and he said, "I won't be there until Monday morning." I said, "I have water dumping out all over my floor." We were adamant that there was an emergency.
He showed up on Friday. He confirmed the water heater is bad, turned around and left with water still dumping out all over my floor. He didn't do anything at all. When I called American Home Shield, they told me, "Sorry about your luck." I had to hire my own plumber out of pocket. I owe them $400 now for coming out. I kept trying to tell the guy, "My water heater is under warranty. I already talked to the guy that put it in." He said, "All you gotta do is go pick it up." My dad said they had horrible reviews. We can't find any contractor in Sioux City that will deal with American Home Shield at all. Any contractor I talked to speaks horribly about American Home Shield.
American Home Shield gave me $200 towards purchases of fixes in the future to stay with them. They never tell me when my contract is up. They never tell me when my contract has gone up in cost. Recently, I found out by calling in that my contract had gone up from $90 to $120. My contract started over in October. I never got an email or information from them. I also was informed when I called, I've been paying $75 to have a technician come out, and now it's $100.
I recently had something go wrong with my dishwasher. I thought of using one of these $100 credits. I was gonna give them one more chance because I've had them for so long. But they are fighting me right now for a $100 credit. They want me to pay them for the $100 that they gave me. They are telling me that the $100 credit cannot be applied towards that. I feel American Home Shield has screwed me over. I would never ever suggest that anybody use them. You cannot get to anybody that speaks English, which makes it difficult. I can work with somebody that doesn't speak very good English. I have with other companies. But these people that they've got working for them are meant to loop you in circle. They have lost a customer but they don't even care.

I've done several claims with American Home Shield. Sometimes it was over the phone or online, based on if they had the boxes that you could check for the particular issue that you were having. Sometimes they don't have all the options on there and I would have to call to make sure that my plan covered it before I submitted the claim. Recently, the pump had malfunctioned on the automatic pool sweep. I've had a couple of other issues with the pool and the main pool pump and Fine Pools was the one that was dispatched. They ended up having the replacement pump readily available and it was taken care of without much issue at all or time. When my fiancée bought a house, she was looking at various home warranty companies. I told her, "If American Home Shield is an option, I've used them on other houses and been satisfied with the rate of return based on what I was paying."

They came out and said, "The plumbing is perfect. They misdiagnosed." I called American Shield back and they said, "Sorry, too bad," basically. I was fighting with them. Now, they're saying that it's past 30 days on the initial misdiagnosis of the service call. I got ripped off. I've dealt with this kind of thing a few times with American Home Shield. The reps have always been good when we call. They answer the call and are on point. They don't sit there and ask me too many questions. They ask certain questions. They get the service out that you need. Then they follow up afterwards to make sure that the service provider or the entire company did their part so they could better all of America. Appliance Protection came for the microwave. They were fantastic. They were on time, knew what the issue was and took care of it.

The experience for the case that I opened on November 24th has been a disaster. The company that American Home Shield assigned, Access Appliances, is putting up the show that they are trying to fix my appliances, but they haven't been up to the mark. I’ve waited six weeks. It's been very frustrating. The first time the technician came, I had put in this request for my washer and my refrigerator. I have already called somebody from American Home Shield twice for the refrigerator. They come, take out the frozen ice from the back, and go. This time it was leaking. The guy who came was very familiar with our fridge. He cleaned up the ice and he said, “It should be working now.” He took the washer apart. He said he could not fix it but he would run it through American Home Shield if it could be fixed or whatever the solution was and he'd get back to us. After a week, there was no answer.
When I called American Home Shield, they reached out to the Access Appliances team. Then we were told that he had ordered some part which he was waiting on. He came back 10 days later. He opened up the entire washer, tried to install the part that he'd gotten but again did not get anywhere. By the time, my fridge had totally stopped working. I had called them and said, “Whatever he did to clean the ice, the leak stopped, but my fridge is not working. My food is going bad now.” The second time when he came, he looked at the washer. He opened it all up then could not put it back together. He couldn't figure out what was going on. They are 500 pieces on the floor. That's how my washer looks. He did not even touch the fridge this time in spite of telling me on the phone that he could only come at the same time for both because it was one request. I was under the impression that he was going to get something from the car, but he never came back.
After another week's wait, I called them. They, again, set up another appointment. This was December 13th. These guys came with another part. They looked at the washer and the fridge. They said they needed another part for the washer and something else for the fridge. They had set up another appointment with both the parts on December 29th. I've been going to the laundromat which has not been convenient in the holiday season. On 29th, I stayed home. At 10:30, they called me and told me that they had to cancel because the parts that they had ordered are defective. I said, “At least come for the one thing that is not defective because I'm living in a house with kids without a fridge and a washer." They said they'd get back with me but they never did.
I was tired of calling Access Appliances so I called American Home Shield after that. But nothing happened. There was no news again. Today, I called American Home Shield back in the morning. The lady told me that she had reached out to Access Appliances and she'd given them 24 hours to come up with something. I feel that Access Appliances cannot put it together because every person who's come to this company cannot speak English and they've used translators. They've told us multiple times that the parts that they need for the washer are impossible to get. It's the same case with the fridge.
Since October of last year, we've called American Home Shield five times for the refrigerator. This time when it broke down, the guy said, “There is no point making it again.” He has come three times himself and I don't know why they are dragging their feet. But I know it is not American Home Shield because whenever I call them, they're very responsive. I've called them for so many things - my icemaker, my stove, my garage door. This has never happened. Either they come and fix it and leave or they come and tell me, “It cannot be fixed. Replace it. This is what we are offering.”

We got American Home Shield and it has been working well for us. It's intuitive to get signed up on their website and easy to put a claim in. It would take 10 minutes. And they're responsive. I would call the customer service number there, and they would ask me what property it was and tell them which one. They would ask us what the problem was. Does the thing have to do with AC or whatever subsystem within the house that's covered under our plan. They would collect the copay and make a phone call to whomever it is that they contract with to come and take care of the issue.
The only ones that I've used so far have been air conditioning at the home in Lawton. Because I've got an older system there and it keeps burning out some wires on the thing there. So, they use the same contractor every time, a small town in Lawton. I formed a relationship with those folks as well. So, once I submit the claim, I would call the shop myself and tell them, "I got a claim coming in from these guys. Be on the lookout for it." And they expedite me right away.
AHS sent a tech out. He came in, did an assessment, told us what the problem was, went ahead and fixed it, and we were golden. I have ease of mind because I'm not there in Lawton where the home is, and same thing here in Virginia Beach. I'm getting older now. So, it's nice to know that with just a phone call away, I could get something taken care of. And it takes a lot of pain out of trying to figure out what I would do if something broke because I already know. I just call AHS and they would take care of it.

I highly recommend American Home Shield. I've had one issue, but they fixed it. The first time that I used AHS, the contractor had to come out and fix the wheel in my air handler unit. The old wheel had disintegrated. So, I had to get them out and put a new wheel in my unit. If I had a problem, I would go on to the website. I hit the button that says request maintenance. And it would ask me if I need heating, cooling, washer, dryer, whatever it may be. I just click and pay the deductible. And within an hour, I would have who was coming out. Usually, the next day, I would get a call from that company asking what was going on, what was wrong, and when they would be out.

Contractors are good. The service is good when they come. They respond appropriately. And the coverage is good. If I have a question regarding the claim based upon the contractor coming, but I couldn't get through to a person. And when I do, I could hardly understand the people that answer the phone. A lot of these people have such a heavy accent. They would refer me to somebody else that I couldn't understand either. I wouldn't get somebody that could make decisions or answer questions. And the frustration level just elevates. So, I’m upset because I'm paying $127 a month now. If it goes up again, I'm quitting American Home Shield. It's too high. I went from $57 to $127. One year, they took me from 57 to 60. I can understand that. But they bumped me from 90 to $127 in the same year.

I set up the claim online, and then I called afterwards to confirm that Delta Heating was gonna contact me. I wasn't sure if I had to call them or if they were gonna contact me. I was able to clarify it on the phone. Delta figured out the issue. The problem was it was a defective compressor, so they had to get a new one. It took a couple of days. Then they came back and fixed the defective compressor. Given the circumstances and the busy summer, it was a reasonable time frame that it took to get it resolved.
American Home Shield has been good. It's a good service to have, especially, with buying a pre-owned house. There's always a few things that can go wrong. The service that they offer is pretty good. I haven't had an issue. I even called on a plumbing issue and they were able to help me find somebody. I requested the service online through the American Home Shield portal. I had initially been assigned a different one and they called me and said they don't service the issue. So, I called American Home Shield and they reassigned Royal Flush. They came and fixed the issue. I had an overflow drain pipe. I suspected it was the AC, but it turned out that it was a clog in the line. Royal Flush was able to flush the line and it has all been fine since. I've had a good experience. Most of my issues have been fixed easily and good. And when I couldn't get my washer repaired, they gave a reimbursement amount to purchase a new washer. That was great. When the washer came to be installed, the plumbing lines themselves were corroded. And I had an issue with getting that covered. But once I got that fixed, I was able to get it taken care of. They always turn down everything the first time. I always have to go back and forth with emails and argue with them. It takes a lot and it's never easy. The heating and air conditioning went out at our rental property and it took four months for them to finally replace it. It was only a couple of weeks to get the parts but it took four months for AHS to approve it. They didn't wanna pay for it and it was 40 emails back and forth of showing that it was in our contract and then, them saying that we owed 5,000. Finally, they agreed that we didn't owe anything and that's when they finally agreed to pay for it. It was the summer and our tenants went without air conditioning, so we had to reduce rent. That's how it always is. AHS always says no the first time and usually the second time. Then eventually, they end up paying for it.

They're waiting for the unit to die, but I did have a problem with a different unit. They had somebody come out and they said it needed to be replaced. American Home Shield wanted a second opinion and they sent somebody else out. They said it didn't need to be replaced. The unit is still hanging on by a thread. When it dies completely, I'll need a new HVAC. Unfortunately, when that happens, then it'll be a pain, unless it's the spring or fall. I read through their guidelines and it's not specific to have a unit die.

The technician came out five days later to repair it, but after ordering six different parts, they finally arrived seven days later. When the new technician arrived to install them, they realized that the wrong parts had been ordered. The technician had to order new parts, and now it's been three weeks. I was just notified that the parts were never ordered, and it's going to take another seven days for them to arrive. Being at home, not a handy person, I decided to purchase the best warranty American Home Shield (AHS) has to offer. Months into the contract period my heat pump started running continuously, but could not warm the house when the outside temps fell below 50 degrees. I called AHS on September 09, 2023. AHS dispatched AAdvanced HVAC who showed up in a hatch back car two weeks later. The technician did have a tool bag, but not much outside of that. AADvanced HVAC diagnosed the heat pump as having a bad blower motor. The blower motor seemed fine as there was air blowing from the vents.
After numerous calls into AHS and AAdvanced I was told the blower motor isn't available and AAdvanced would have to replace my unit at an out of pocket expense of $1200. I declined and asked for another option. AHS offered me a cash out of $900 to replace the system or have a second opinion. I opted for a second opinion as I simply didn't budget for this expense, especially since it was "covered under warranty".
Second company arrived in November 2023, quickly identified the issue to be faulty TXV. They swapped it out two weeks later and the system appeared to be working, until the temps outside dropped below 45 degrees. The emergency heat isn't coming on, the system is reporting dozens of active errors. Currently, it's 62 degrees in my house and we still haven't identified a solution. I call daily, get the same overseas workforce stating they cannot help. There is no number to call a manager. The parent company Frontdoor doesn't offer any numbers to assist. This company and its service is a scam. Don't fall for this hoax as I did. Weeks after my initial call and reporting the issue.

The techs that came out were very professional and knowledgeable. They were able to troubleshoot and fix what needed to be done. They were also able to do it all in one day. I’ve been with AHS for a long time and I always have positive experiences. They're very customer-oriented. I would highly recommend American Home Shield to anyone.

I had two different companies come out when I couldn't cut the water on or off in my shower. One tried to say it was negligence on my part. I knew it wasn't so I told American Home Shield I needed another contractor to come out. The other contractor said it was not my fault and they fixed it. I like them but I'm not happy with American Home Shield. One time I had told them I didn't want a particular company coming back out 'cause it was always something. The company that came out to fix it was the company I tried to get to come back out again. But they put a note on my account that I didn't want that company, which was not true. It was the other company prior. They wouldn't change it and won't allow that company to come back out to my house.
When you file a claim, they go up on your premiums every year. Every time they send the first company, they try to say it's me. I had an issue with them where the washer wasn't working and they said that the part was on backorder. They waited seven months until they decided to give me a new washer 'cause they couldn't get the part.

When we needed them, they were very good. They were courteous and prompt when I worked with them. My 15-year-old microwave was broken and they couldn't get the parts. They had to replace it. But that took several months. I had to buy a new microwave to use in the meantime. They followed through with the service. They also fixed my refrigerator. So, I've been happy with American Home Shield. If a major appliance goes out, you need them.

The wind blower of my AC broke. AHS said that they wouldn't repair it and they wouldn't pay for the claim. They said that the notes of the contractor they sent out didn't correspond to what needed to be done. The vendor that they sent out was trying to overcharge me for something that did not need to be done. I did a second opinion and that contractor fixed it. They ordered the wheel blower and I got stuck with the price.

I got a special deal through VA and I'm paying about 45 bucks a month for Aemrican Home Shield. It's pretty good. I made a claim as there was something that was clogged up. Customer service was pleasant. Someone came out in two or three days. When he came first, he didn't use the right adhesive so there was leaking. He had to come back and reseal it.

I've always had success with American Home Shield. I started off with a very cheap price but now it's going up on me. Other than that, they were always able to help me. The technicians sent do a great job. Recently, my system was not heating. AHS sent a vendor to fix that. The tech knew exactly what to do. He checked the outside and inside. He ended up going in my attic where the unit is and he did something up there. He got something off his truck, fixed it and now it's working.

I have two houses covered with them and submitting requests for assistance has been good. My most recent claim was for my air conditioner. It was in the middle of summer and I live in Texas so it gets hot. I called AHS on a Thursday and the contractor came on a Sunday. They've fixed the same air conditioner five other times over the year and when it broke this time, the tech told me that the issue was the compressor again. I asked him to hurry up and let AHS know because the sooner they get moving, the sooner I would get service. The tech didn't call it in until Monday because I followed up to make sure he sent it in.
AHS told me it was gonna take them two days to even run down the part because my unit is old. The rep asked, “Do you ever consider getting a new unit?” And I was like, “No. Y'all never mentioned that to me before.” He told me I could get a new one and when he gave me the price on the new one, I started reciting my credit card number. I said, “I would have did this two years ago if y'all would have said that.” It was an amazing discount. They got the replacement done that same week. The tech installed it that Friday.

I will not recommend American Home Shield. Sometimes you talk to some customer service reps that don't know what they're doing. Also, some of the subcontractors that they have are not very competent. They messed up a couple things. They had to come out more than four times just to fix the AC. I had a problem with the thermostat not reading correctly even though they claimed that they had reprogrammed it. The repairman that they kept sending out was so incompetent and didn't know what he was doing. It took couple of phone calls to finally get them to send somebody out that knew what he was doing.

American Home Shield has a good website, but filing the service request isn't the problem. It's getting the actual service. They hired somebody to come and fix our heater, and the guy never got back to me, then somebody in their office called and scheduled. They never showed up. When I called, he said, “Oh, yeah. I canceled that.” American Home Shield never ever let me know. I asked for a different service provider, so they sent somebody out. The guy came to fix our furnace, but it wasn't fixed, so I required him to come back. Nobody ever came back or called me. I called the guy directly, but he never returned my call.
I got an email that said that the job had been closed, so I sent American Home Shield a message back and said, “I don't know why you would close it. Nobody ever came and fixed anything.” It was bizarre. We're a very busy family, and it's hard to deal with that. I'm better off dealing online on a chat rather than I am calling. I had to hire somebody myself to come and fix our furnace ‘cause it was freezing in our house.
American Home Shield didn't offer any compensation. This happened with my washing machine as well. American Home Shield sent a guy out, and he said, “Well, I gotta get this part, and it's gonna take it two weeks.” How can I be without a washer with a house full of kids for two weeks? I had to buy a new washer. Overall, it's been very frustrating, and I'm very dissatisfied right now. We're also contemplating on canceling our contract because it's gone up significantly in price. The visits have gone up to 100 bucks a visit. If I add all that up per year, we could pay for what we need to get fixed.

I've had Sears come for different things. The most recent was earlier this year when we had a microwave that wasn't working. American Home Shield sent Sears to take a look. The turnaround time met my expectations. The service technician had to call American Home Shield back to notify them that there was a memo from the manufacturer that they no longer provided parts for that particular model. So, there was nothing he could do to fix it. AHS picked it up from there to process a replacement. They gave me a few options where I could go to their website and select something similar and they would deliver it. They were also offering a certain amount of money or a gift card to Lowe's I could purchase a new one and they would reimburse me. I went with the gift card for Lowe's.
If you move partway through the year, you're out on whatever is on your AHS warranty. Even though we were signing up again, I would have thought they would carry the payment over to the new place. Other than that, our experiences with AHS have been mixed and we've had some ups and downs.

I put a request in to American Home Shield more than a month ago. They told me the parts will be delivered to the contractor's home by the 4th of December. After the 4th, he never contacted. So, I had to contact AHS. Eventually, he contacted me on Thursday and he was supposed to come on Saturday, but he called and said, "I'm going to be late in my job. It's going to take another hour and a half." We waited for him so long. So, my husband said, "I cannot wait for you that long too." So, he said, "I will come tomorrow."
Then on Saturday, again, he called and said, "I have an emergency. I can't come. Can I come tomorrow?" My husband said, "Okay. What we can say if you have an emergency? We can't say anything else." So, Sunday, he came around 10:00 to 12:00 and he just fixed one thing. On Monday, he came and he just fixed the microwave, and he said, "Oh, I'm running late for another job." My husband said, "You have to fix this one first. We've been waiting for so long for this." "Oh, I have the wrong part. I have to get the other part from the warehouse. And while I'm coming back, I will get it and I'll fix it today," and he left. He never bothered to contact us on that day. Since that day, Monday, he never contacted us. Today is Wednesday.
So, I contacted the AHS yesterday and asked "What's going on? You guys are not expediting. This is the service you guys give." They were apologizing. I said, "Ma'am, I don't need an apology. I need to talk to the supervisor." The supervisor was so rude. She was not even able to help me with anything else. I had to cut the phone. I got a little bit upset, too. She is not good at all. The customer service person was very polite, but the supervisor was not willing to help me at all and we didn't get any call to date. Our stuff is still outside. Our dishwasher is not repaired yet.

Most of the time, my experience is really good, but there's been one or two times that kind of fell through the cracks. A plumber was supposed to come over to fix my mother's tub. He tore stuff apart and he never came back and fixed it. He told her it was gonna be way outside the specified what they can do and then tried to go around American Home Shield to get her to buy straight from him. American Home Shield straightened it out to where she has a working shower now but it was a big runaround. It's irritating when my mom is 80 years old and in Florida and I'm trying to take care of her from New Jersey and nothing goes right. But American Home Shield took care of it. Other than that, the techs are really good. They show up on time and they give you a call beforehand. They 90% take care of the issues. My mom also had a refrigerator problem and the first technician that came out gave her the runaround for about three weeks and told her he couldn't find the parts. American Home Shield verified it and they gave her a new fridge.

Some of my experiences with American Home Shield are good and some are bad. They're in it to make money. They provide good service at times. There have been a couple of questionable things that they did provide service for that I wasn't really happy about, but you just move forward. Recently, they sent Choose The Right Door for the garage door opener. They replaced the thing up on the ceiling. It burned out. Then, they replaced the garage opener. They called sometime that day and said they'd be out the next day. They came the next day, and said that the motor had burned out and they were gonna replace it. Our hot water heater went out in early September, and that was one of those issues where we had to pay money because they only covered the hot water heater, and they didn't cover all of the other stuff that goes along with it. It came up to 1,300 bucks.

My recent experience with American Home Shield wasn't that great because some things were covered, but some were not. There was a little bit of going back and forth. I had booked some electrical work to be done. When the electrician came, there were certain things that he said that he would fix. Then he said, “I'm just gonna put in a request to get a new assembly for the lights.” He never mentioned that there are landscape lights. He said, “Yes. Those are not covered.” This was the light which is attached to the structure and it is a security light in the backyard.
For weeks, I kept waiting. I called the electrician's company. He said, “Oh, they're still working on it. American Home Shield didn't have an answer." Then I got a letter from American Home Shield that said, “Oh, that is not covered, so we won't be able to do.” If they had told me this right before, I could have added another one. I can only put in three requests from the same trade at a time. I had more than three. So, I lost an opportunity. Otherwise, overall, for all other previous requests, we have had a good experience. This particular recent request is what I wasn't happy about. Everything else is okay. The customer service reps are good if you call them. You do get prompt service.

There was a short and it caused the transformer to go bad. The street light and doorbell were off. The first tech said they were gonna replace it. He did and we checked that the doorbell was working. He didn't get that far when I realized that it was again not working. I called him and he came back. He looked at the transformer and said that there was a problem with the house wiring. It had to be fixed. I said, "Okay" and he left.
After he left, I looked at it and said, “That doesn't make sense.” So I called Home Shield and I said that I disagree with his assessment, and that's not a wiring problem. It's something else. So the lady said, “No problem. We always get a second opinion.” So they sent a second company and the tech did real troubleshooting. He was gonna replace the transformer and do a check on wiring shortage. He said, “I have a transformer that is much better than what the first tech put in it. I can't do that, but I'm gonna report.”
When he put the new transformer in, we found that the doorbell came on but the street light did not. He looked at the street light and found the short there. One of the wires was touching the frame. So, he just cut that piece. We replaced the light bulb and after that, there was no problem. That second tech knew what he was doing.

American Home Shield's website was user-friendly. I did one claim for a leaky pipe and another for the furnace that was not acting correctly. My experience went well. It was prompt and they followed through and solved the problem. For the leaky pipe, it wasn't an urgent request. It was two or three weeks by the time the techs assessed it and then fixed it. The techs were fantastic. For the furnace, the fan wouldn't shut off. This one took a week in total between being assessed and getting the part in. The tech was also wonderful. There have been no issues with either of them since.
