    The operator called to confirm approval to replace a water heater installed only a few years ago and informed me it was my responsibility to pay for readjusting and sealing the roof vent cap. This was required due to the plumber supplied by AHS had not completed his job properly and left it about a foot above where it should have. I had to pay $175 to fix it. She was rude and all too quick to go to a cash settlement once I pushed on this which would have further delayed the repair. The before picture is attached.

    My tankless water heater quit making hot water. The selected plumber made three visits to fix the water heater over a period of five days. Each time the AHS representative was concerned and understanding of the problems the plumber encountered and the representative approved each of the solutions. Unfortunately AHS has yet to reimburse me for the payment of a circuit board I paid so the plumber could immediately go to, pickup and install into my water heater so that I did not have to wait for hot water. I was out of hot water for about nine days. The AHS representative discussed with the plumber and approved what the plumber had done, i.e., go and pickup the circuit board to install it into the water heater.

    When we bought this house the previous owner paid for the first year of our policy with AHS, we had to have a new unit put in our furnace, that was a big help.     Bought a repo and agent convinced me to buy a home warranty. I had no idea how they work. A few days after the closing, the pool filter started leaking. AHS sent Drips and Puddles out. I was skeptical when the tech wanted to replace a gasket when I could see some of the plastic ring of the main filter jacket had small chunks missing. I was reluctant to move forward, afraid I would have to pay the $75 co-pay again if the leak continued. He assured me that I wouldn't if the leak appeared within 30 days. About 2 or 3 weeks later the leak started again. I called, he was out in 3 days and replaced the entire filter, the co-pay was not required. Only done yesterday, so not sure how this will hold up, but happy at the moment.

    I had a problem w/ water heater, it took three plumbers to actually get it in working order, but it is fixed at this point. I believe there are companies that are more experienced than others. Also some companies that are more reliable. The last plumber MSE was both reliable and knew what he was doing. Thank goodness because it was overall almost six weeks. AHS was also good about letting me have a second opinion. The first plumber kept replacing parts but didn't fix the water heater. The second plumber never showed up.     We submitted a claim the morning of Saturday February 8, 2014 for our hot water heater. We were emailed information with a contractor shortly after. However, we were never called by the contractor to schedule an appointment. After a 2 hours I decided to contact the contractor (as we had to turn off the water to our home because the hot water heater was leaking everywhere) because we really needed our water back. The contractor said he didn't receive the notice from home shield because he was out of town and would be out of town till Tuesday. So I called Home Shield to let them know so they could send out a new contractor.

    This is where I became very dissatisfied! I waited on hold for over 30 minutes to get a hold of a customer service representative. When I finally got through the woman I spoke to seemed to careless about our situation. I told her that the contractor they dispatched our claim to was out of town and they would need to dispatch someone else. She said she would send it to dispatch and we would get another contractor. Well two hours later I still hadn't received an email saying they had dispatched someone else. I tried to call back but after waiting on hold for over 20 minutes and not getting through to a customer service representative I canceled the order online and ended up calling someone myself (as it was almost 3 pm and we needed someone to fix it that day)!!! So I am having to pay for a service that you all should have provided as under our home warranty. I am not happy with the service or lack thereof and will not renew my contract with you all.

    My oil furnace failed on 12/16/13. I called the local company that had performed the annual maintenance (10/13). Their serviceman came and purged air from the oil line to the furnace, and charged me $120. The furnace again failed on 1/7/14, the coldest day of the year! I again called the same company, and the same service was repeated @ another $120. I wasn't happy, and told the serviceman I couldn't afford to keep having the furnace fail, having to run several space heaters all night, plus pay the service fee. He told me I should have a new heat pump installed (at an inflated cost). I told him I had AHS and would call them, which I should have done in the first place!

    AHS sent a serviceman from Pyatt Heating & AC to check the furnace 1/10/14. He "checked the furnace and made some adjustments." However, the furnace failed again 1/25/14 (another day in the 20s!). I again called AHS, but they apparently were reluctant to used Pyatt again,since I waited all day and no serviceman came! I again had three space heaters running all night.I again called AHS @ 8 a.m., 1/26/14, and demanded service. The Pyatt serviceman finally arrived late afternoon, and purged the air from the line to get the furnace running again. He checked the furnace and noted that the furnace oil line needed replacing, as well as the "cam" (sp?) on the furnace - only a temporary fix. He said he would need another confirmation in order to complete this work.

    Another serviceman came 1/30/14, but only replaced the oil filter and bled the line. I called the Pyatt office again,and told them that according to the serviceman's report on 1/26, more repairs/parts were needed, and the filter was not it. I was told that work would be done ASAP. The serviceman came again 2/10/14, and finally completed the furnace repairs: installed a new oil line and the cam part to the furnace. I hope this now solves the problem of the furnace shutting down.

    We purchased a foreclosed home and signed up with American Home Shield at the closing. It is a very large home, and while there were no signs of abuse we later discovered many issues due to negligence. Since we moved in we have had repairs to one of the garage door openers, one of the furnaces, the dishwasher, the microwave, the pool pump, the whirlpool tub, and the central vacuum. Many of these repairs were to expensive top brand appliances and would have cost large amounts to repair. Instead we only paid $75 for each service call. American Home Shield was definitely worth the investment.

    I would like to see that you enforce with the companies that they should reach the customer in less than 3 hours from receipt of the work order. I call the contractor after about an hour, because, if I do not contact them, I can wait a whole day to get an appointment. When I call, they always have the order AFTER they go find it.     When I first called to report the problem, AHS was very cooperative and willing to assist me. The company (Grace Plumbing) that was to come to home caused me much grief and a lot of my time wasted due to the fact that they did not arrive on any of the three scheduled appointments. I was so angry at Grace Plumbing; I again called AHS and they were very understanding and apologetic for the bad experience that I had. Melissa scheduled me with another company (Pruitt Plumbing), waived my service call fee, was so helpful and compassionate because I was very angry and frustrated with the original repair company.

    The repair company that Melissa then put me in touch with was WONDERFUL; on time, communicated with me, serviceman was so professional and the entire call took only a few minutes. I was so pleased with the manner in which AHS handled my experience. I have been with AHS some 15 years now and this was the ONLY time in which I had a service call that was a problem.     Either that, or you live in a new home or a rented one. The downside of home ownership is maintenance. This is where AHS comes in. Are they perfect? No way. Do they save you money? Yes way. I am very frugal. So is AHS. If it can be fixed, it will be - even if it takes months! I waited for almost 3 months without an oven, while AHS had a part fabricated just for my oven. OTH, when, a year later the oven broke again, they replaced it. $900, not out of my pocket! You run into some bad contractors - in it for the money. Tell AHS and they will never send that contractor to you again!

    Over the 11 years I have contracted with them, they have replaced my dryer (2X), washer, 220 electric system (the contractor told me he was charging them close to $4000!), my heating and air system (they only cover them now up to $3500, but they paid $6K on mine), the hot water heater (2x), my oven, my dishwasher, my garbage disposal. Cheez, Louise! How can you afford NOT to have AHS! (By the way, I am a retired consumer attorney!)

    I have been with American Home Shield for MANY years. I had them at my previous home for about 22 years, and I've had them with my current home for about 3 years now. First of all, AHS covers a LOT of items within the home. They use very good contractors with quick service, and they make sure to follow-up to make sure any problem was repaired/replaced in a quick & professional manner. But their annual warranty pricing has really increased over the last few years. Seems like my annual costs, as well as the service fee, goes up every year and there always seems to be some partial cost associated with a repair that AHS does not cover and it comes out of my pocket.

    In the years I had AHS at my previous home, it was very unusual that I had to pay any money other than the service charge. Now, I regularly expect to pay something extra for each service call, whether it be for an upgrade to current home code or some charge associated with the repair that AHS will not cover. Still, AHS seems to be a great choice compared to some of the other home warranty companies to choose from. AHS used to offer a small referral fee to their clients who refer new customers to AHS......that phased out as well. But until I hear of another home warranty company that seems to be as good as AHS overall, I will continue to use AHS.

    When I am doing a listing presentation, I believe this has helped me in many ways to get the listing. I had clients that had their air conditioning unit go up, and they were telling me they were going to have to put out $12,000+. I asked if they had called AHS, he had totally forgot that he had this coverage. After calling and arranging an appointment, the problem with the heat pump was fixed and he was only charged a service call. They are aware that the heat pump is older and they will have to replace, but it gives them time to save. So.... they thought it was fabulous. Unfortunately, their home did not sell, and they were forced to rent, but will list in the near future, hopefully with me!

    Purchased a home with warranty through American Home Shield Combo plan to use in case of emergency issues that happen when you buy a home. Coverage started on November 20, 2013. Was not getting heat upstairs in the dead of winter. Called American Home Shield December 6, 2013, they said they will have someone there within 2 days. Called American Home Shield numerous times, found out the contractors name, called him numerous times, he showed up at the house on December 17, 2013, put duct tape on vents that had holes in them not allowing heat to go upstairs. In the mean time I am using electric space heaters plus the furnace is running a lot because the thermostat temp is not being met. 2 hours after the repair was made I came home from work and it is forced air heat, the tape they put on had big holes in it and was back to square one. Have pictures attached.

    Called American Home Shield and contractor, they will come right back. No show! It took after numerous calls to American Home Shield (who said they would find me someone else to do repair) and contractor. On January 2, 2014 they came back in and repaired again, a little better but still not repaired properly. Told Tara at American Home Shield that it was not completed properly and still have not heard anything. Took almost 1 month, numerous calls, they will not give money back and do not want to discuss issue. I hope this is not what happens to all consumers but this was a very bad experience with no satisfaction, 2 months of very high electric bills, 2 months of very high gas bills, and had to have a heating contractor come into the home and do work properly.

We ask the seller to pay from the AHS plan if there is not a protection plan on the listing.     Two clients were serviced by AHS in the past month. Both had lousy experiences with the initial vendor chosen for the work, one a furnace issue and one a water heater. In both instances the initial vendor was slow to respond, vague with quotes and tried to up-sell the clients into uncovered services. The responses from AHS to my calls and concerns was unacceptably slow as well. One individual, Karen **, a client supervisor, was the exception. Karen's professionalism and concern came thru to my clients and myself; too bad her positive performance wasn't the standard for others.

The other situation was similar but the client and American Home Shield went back and forth several times before coming to consensus.     I always negotiate for a warranty when I write an offer. If the Seller doesn't want to pay for it I recommend to the buyer it's worth it for him/her to purchase it for themselves. I have been selling for approx. 33 years and advise Sellers when I list their house that they benefit while the house is on the market and also after the sale the Buyer is less likely to come after them if something breaks. If the property has a warranty but it's not AHS I recommend the Buyer pay out of their pocket for the BEST warranty--as an investment in their new home.

    Where do I begin? I am not the type of person that purchases warranties when I buy a fridge or washer & dryer BUT I have an exception and that is the AHS Home Warranty. I sell real estate and I ask for one for every one of my sales. If the seller won't pay for it, a lot of times I will pay for it myself or share the cost with the buyer. I believe in it that much! I can't count how many emails, phone calls and texts I have had from sales that have closed and a hot water tank went out and for a $70 phone call, they received a new tank!     As a new Realtor, I didn't fully understand a home warranty protection plan, because I never had one. However, one of those early buyer clients later told me how his refrigerator died shortly after moving in and on top of that the upstairs tub had a problem with the overflow valve and it leaked damaging the ceiling below. How I wished I had known to recommend AHS early in my career. It was a seller who told me all about AHS and how the program saved them a lot of money because they could decline the expensive store-offered warranties that are good for 1 or 3 years.     I have been out of hot water since February 3, 2014. I went to the website and placed my order for services for hot water heater to be services. Provider His & Her Plumbing contact me less than 2 hours to set up date and time; due to weather condition in my area I agree to provider to come out to my home on Friday, February 7, 2014 at 8:00 to check my heater out. Provider called me about 15 minutes out which was fine. Provider arrived at my home went straight up to my attic and came back down and inform me that I did not have a walking area for heater and that he might not be able to provide services and he asked me if anyone had ever told me that a walkway was needed and I inform him no that I have purchase the home 4 years ago like this and that several provider from AHS had been up in my attic to work on my tank and a/c unit several time including the cable representative and neither had said anything about that.

    Anyway, provider (His & Hers) went back up and light pilot on hot water tank; I paid him $75.00 services fee and he left my home. Provider was no more than 20 minutes in my home and he was gone. Prior to him leaving he told me that we should have hot water within the hour. Well we did have hot water for 1 hour and it went back out. We contact His & Hers about the situation and was inform that they (His & Hers) do not work on weekend and that all their workers were off and the time was 4:15 p.m. CST. I contact AHS about this situation and was inform that they would have to recall the order back in.

    On Saturday, February 8, His & Hers called me and scheduled another appointment for today, February 11, 2014 between the hours of 12:00 & 3:00 p.m. CST. At 11:30 His & Hers called my home and asked if we have fixed the walkway area in the attic and he was inform that "no it was not fixed" and His & Hers was asked at that time if he was refusing the job and he stated NO, that someone would be out. I contact AHS about the situation and was inform that His & Hers was still going to come out to my home BUT no one ever showed up or anything.

    I was later inform that His & Hers had decline to fix my heater but he knew what the problem was--pilot had a shortage...FOR REAL! How can he tell AHS what the problem is when he has not been out to my home to access the situation. If His & Hers had a problem the first time they (His & Hers) should have decline it then and not accept the contract and enter my attic and took my money for services render. My problem with AHS is that if he accept it the first time then he should have came out the second time and fix the problem for which he did not fix the first time period....

    I have been using AHS exclusively now for over 3 years. I include it in the purchase of all homes that I sell to protect my clients and myself from midnight phone calls. One client had a number of items go bad with the plumbing and found out that the slab floor had to be cut, dug up part of it and fix the issue. My client was so grateful she had the AHS protection plan as they would not have had the funds to take care of it themselves. I picked up a buyer to show them homes in Georgia and learned that they were having difficulty selling their home in Texas. As we talked and I listened, they said they thought they were going to need to replace all of their kitchen appliances. I asked if they had an AHS home warranty and they said they did.     I've been an advocate of AHS Home Warranties for many years. About 15 years ago I'd been selling your product and had "three" heat pumps replaced in one year & was heralded as a hero by my Buyers. But, my most endearing story came this year. My Sellers had just moved into a beautiful newer home overlooking the Columbia River and were sharing a bottle of red wine. When the wife said, "Honey, if you go clean the jetted tub in the master bedroom, I'll join you." They ended up having problems with plumbing and with their water heater and I had to spend HOURS of my time - months after closing contacting and re-contacting Rick ** and Brian.     I recently suggested that my sellers at ** sign up for AHS. They did so and not many of their repairs from inspections were not covered - so they went a different direction with repairmen. Also, I've had an AHS policy on my own home for several years. Recently we had an A/C compressor replaced. Decided to circumvent the portion AHS might have covered. Just had a spring break on my garage door opener. Couldn't get out of the garage. Called AHS - springs aren't covered. Had to call Precision Door. I do not plan to renew AHS.     As a top AHS Warranty representative for my clients, I always recommend that they get the warranty when buying or selling a home.     The first day my client moved into their home they experienced a problem with their heating system. They called me to see what options they had. I reminded them they had American Home Shield coverage. I called American Home Shield just to verify they were covered. My clients were able to get this resolved quickly and efficiently with little cost out of their own pockets. They had to replace the thermostat and had to resolve some other issues too. The end bill would have been over $500. Their payment was only a small portion compared to what it would have been.     Never in my 23 years as broker have I witnessed such compete ineptitude as with AHS. My clients are angry, I am humiliated for having recommended such a singularly useless if not corrupt organization. From the 20 minute hold time to speak with an operator who barely speaks English and most likely did not complete 6th grade to the vendors from 70 miles away who don't know a wrench from a blowtorch, there is not one capable AHS participant at any step of the transaction. Doubtful I will see this posted online. You should be ashamed.

    I have a client with AHS with her home under contract. The inspector determined the heating was inoperable. Both her and I were excited when we reviewed the coverage guide to see that heating is covered. Her heating was NOT covered for her and she has since canceled her coverage with AHS. AHS clearly states that heating is covered and then failed to cover the heating. We are encouraged to promote AHS and I am currently looking into other residential service contract providers because of this. I believe that AHS is clearly misleading in what they will cover and what they will not and this is the third client of mine that is very unhappy with AHS. The other two were AC problems that were not covered and the guide says they ARE covered. Same problem each time. The coverage guide is clearly misleading. There are a host of ways AHS can refuse to provide coverage for these systems.

    I tell all my clients about AHS warranties and all of my sellers are providing them. I have a policy on my own house and on my three rental houses.
