    We have had AHS for a few years, and all I can say is that I am happy we contracted with them. We have had prompt service and the contractors sent to us were professional, timely, and qualified. After having the contract, I read some highly negative reviews of the company, but this has NOT been my experience. They seem to be first-rate in my dealings with them, and I've been happy with the people they've sent to me. I highly recommend signing on with AHS.     My grandson bought a house and bought American Home Warranty. It was actually through a realtor and through my daughter. They had bought a house years and years ago. I've had the warranty for a year and the experience has been really great. I had a compressor go out on a refrigerator and had some problems with that. The guy that came out was just super good and he kept telling them that the refrigerator was old and that if they put a compressor in it, it might not work because of the gases or something.

    So then, he put it on and it just clogged up everything and they had to end up getting me a new refrigerator. So I think they probably ended up spending more money than they would have if they had gone the route that he had suggested. The only thing is I have got to get back with them because they didn't send my ice maker. Then I had a washer problem. They sent him out and he fixed that. I had a hot water heater problem and they sent them out there. Other than the compressor, I've had great experience with them. The people that they use are real - they’re up and up. They’re extremely professional, which I like.

    I have been a member of AHS for many, many years and the price continues to rise big time; also the fee for the visit rises. Light bulbs (some don't even look like light bulbs in a very high ceiling) seems to be something that needs to be covered under the policy. Seniors can't get up there to even see what the bulb looks like let alone have replacements on hand. Thus it is to me a bit expensive to pay someone $75 to come and change the bulbs and pay them to get new bulbs as well. I feel that the policy should cover the cost of the bulbs. You let it happen this time, but with warning. I suggest that a policy change be made.

    I am disappointed that you do piece meal on repairs. What I mean is that when a unit is continually having to be worked that you would realize that the unit was old and needed replacement. My AC and heat unit did not work correctly because it was 18 years old and no matter what you did in regards to repair it still didn't work correctly. I have replaced my AC and heat pump unit because it was costing me too much to run the existing unit.

    This past experience with American Home Shield was the worst I have ever encountered with a service provider. It took AHS authorization office over 3 weeks to approve the installation of a new heat pack for our home. This was during one of the worst winters SC has experienced in many years.     I had a leak at my kitchen faucet. The plumber did not make it to my house 2 weeks after I made the request of service. At first, he made the diagnosis and had a 150 limit on the reimbursement, but in the end American Home Shield only reimbursed 90 dollars for my brushed Nickel kitchen faucet replacement. It was a total of 200 dollars out of pocket cost for me to replace the worn out faucet. Plumber was good.

    So far we have had 3 electricians sent to our home to fix the same issue and it is still unresolved after 14 months. I have spent endless hours on hold with AHS waiting for a CSR. When they finally answer they are always polite and intent on helping me solve the problem, yet it never gets solved. I am now receiving unwarranted bills which I also cannot get resolved. I have asked to speak with a manager but am always told that one will need to call me back, still waiting after weeks and 3 messages to have a manager contact us. Yesterday we had a water softener put in and today I walked downstairs to a flooded basement.

    At this point we have no water and it took us about 3 hours to clean up the mess, the carpet is toast and I am beyond furious. My husband has been on the phone with AMS for about 30 minutes and I have little confidence that any of this will be solved. At this point I am considering a lawyer, I am literally at my wits end!! I have contacted these people multiple times and obviously they don't give a crap about me, the CUSTOMER!!! So if you're considering AMS I would suggest you look elsewhere!

    During the recent "polar vortex" in the Deep South, our heat pump went in the fritz. It was about 3:30 in the afternoon and about 29 degrees. I went online to request a service call.     I've wanted AHS for years so I purchased it when I bought the home. I feel like I've gotten pretty good service. There's a couple of things in the last year or so that have kind of bothered me. A couple of times we've started with somebody, and then by the time they got parts ordered, we're on hold with you and we had to change and we waited a long time for parts. And by the time it came in, they couldn't pick them. So we went out with heat for weeks and weeks, and that was pretty concerning. It seems like if you start with somebody, you should be able to finish, but I only understand if you're not getting what you need from them, you need to change. But it really makes it awkward when you change right in the middle of what a customer is doing and have to start over. So we had to set up for all new appointments and then wait. Up until this winter, I've been pretty happy with them. Sometimes, some of the people that come to service are better than others.

    The entire process was very good. I thought the offer was not fair since we have an LG and the offer was whirlpool. Just as a fact the whirlpool was offered at $1600 and replacing the LG with an LG was $ 2349; we should have been able to replace with the same value - it was like replacing a Cadillac with a Hyundai.     In general, I have been pleased with my home warranty. Most vendors sent to my home are professional and do a good job completing the repairs in a timely fashion. However, I am diligent about checking the ratings for the vendors and asking for a replacement vendor if I have had a bad experience with them in the past. I have not been pleased with the process when there is a problem with a vendor. I rarely receive any requested follow-up calls from AHS and it therefore generally becomes a repeat repair in the near future. This is VERY frustrating.

    For the most part, American Home Shield is an invaluable part of our lives as homeowners. They have paid for themselves over and over again, having repairs made that would have cost thousands out of pocket instead of just a nominal fee. Knowing that our home is covered in all instances is a huge relief, as is knowing that I won't have to pay hundreds of dollars to have repairs done. The only reason I did not give 4 stars is that the number of contractors AHS uses in our area is limited, so sometimes repairs on appliances can take several weeks to happen.     A lovely single mom purchased a home in N Chesterfield for she and her daughter. This was a huge step as she had been renting for several years as the result of a tragic house fire that took her mother and her son's life.     In our Manufactured home we recently had a propane leak that literally blew off the door to our hot water compartment. It shook the whole house and because of all the safety features on the new appliances, the pilot light immediately went out and the danger was concealed.     It must be obvious that AHS do not read the service comment surveys that they send out asking the customer to rate the servicer's performance. I say that because I had 3 service tickets that needed some maintenance. Only one of the tickets actually was completed with very satisfied results. I completed the survey for the Two companies that remained to complete work. The reports were very negative and nothing was ever done about them. Garage disposal and stove are still broken!

    Recently during a real cold spell in the NE I found that my heat was not coming on. I have gas furnace heated hot water 5 zone (4 BR house). I contacted AHS by telephone because I did not have computer access. This was on a Saturday. I had a response from AHS within 24 hours. I called on a Sunday to confirm the request and they had already contacted the service representative who had already made contact with me and sent a representative out to check my house temperature. He followed up himself and came to the house on Monday and repaired the portion of the furnace that failed. Excellent response.

    I have had AHS for 7 yrs since my husband's death. I have had several issues come up within my house (water heater, garage door opener, cook top, washing machine, wall oven, room thermostat).     I rate AHS a 5 star for their professionalism, service is fast, I can speak to real person, who listens, and helps solve my concerns. On the other hand, when my hot water heater was replaced, Jan 3,14, within a week I had to have another service request, and the plumber told me that the plumber who had replaced the HWH caused my second plumbing problem, by not properly turning the water on properly, too much pressure causing a leak in the wall, which luckily only leaked when I used shower. The 2nd plumber left me with a leaky faucet, after he mentioned to me that his company did not provide him with parts, therefore, I have not called for a 3rd service request, due to not being able to afford $75.00 x 3 +$225.00 plus $43.00 1 payment for AHS warranty, all in January 2014. My opinion is that the 2nd plumber could have fixed my leaky faucet, and charged me for the part. I think AHS is not really aware of these situations, and I feel I got 2 lemons, I guess my luck!??.... I am going to keep my Home Warranty, is a peace of mind, and is worth having it for the big stuff. And AHS did help me address one concern with plumber who replaced my HWH.

    I have had American Home Shield for my house for the last 4 years. They have replaced my garbage disposal, they have fix my air conditioner to have fixed my furnace, they have fixed my dishwasher. The only problem I have ever had has been with the repair of my dishwasher. The repair person had a difficult time getting the correct part in. Most of my repairs are seeing and completed within 24 hours. I always receive a phone call from the service technician before he comes to my house. They show up when they say they will and they leave my home with all their trash and debris and I don't have to clean up after them. I think the American Home Shield home protection is a great value for the price.

    My heat pump was making big loud noise out side unit was.. Decided to call AHS .. But bit skeptical because prior two times called for my dryer to fixed but both time they failed and ended up buying new one .. Anyway called Sunday and tech came out Tuesday .. He checked the inside and outside and told me two things, something wrong with my compressor and needed to replace and temp high limit inside unit is bad and needs to be replaced .. He checked my policy and told me I have 3x3 plan which covers pretty much anything but the freon gas which insurance pays only $10 per pound and I have to pay rest which was $40 .. So he told me I have to pay about $320 and that's it. I was like. Ok. Gave him the check for deductible and told me someone will call me from AHS..

    Got call in two days .. Told me they can only cover the parts and labor for inside only because some parts are missing from my outside unit .. I'm like what.!?!?!? Missing what part??? And told me to talk to technician!!! Called the tech many times, no answer.. Called the company .. Told me the unit # and compressor # don't match. What they are saying is my original parts are missing?!?! The house was build at 95... I bought the house at 02 and never had outside unit fixed .. Except had new blower put in. The tech never discussed this issue with me or he had any idea .. If you are technician, wouldn't you supposed to to know its a original parts or not and if the part that heat up the compressor in case it frozen is missing, why couldn't he told me .. I really think they are playing games with me.. To me, everything in the unit seem to be all attached. I will never use this insurance again..

    Submitted a request with explanation for reimbursement of plumbing costs (AHS contractor failed to complete the requested work and tried to create a unacceptable additional repair). Was contacted very quickly by a Resolution team member, authorization was granted to reimburse my entire out of pocket expense and I have received a check.

    Called for repair on a Friday, no contact from contractor until *I* called them on the following Monday afternoon. Contractors did not make appointment time. Contractor tracked sewage thru house instead of using back entrance (children play on these floors). Contractors wore gloves to keep sewage off their hands but kept gloves on while handling door knobs. Blockage was 'semi' cleared, said they could do no more unless a complete blockage reappeared. Contractor left gates to back yard open twice, pets had to be hunted down in 10 degree weather. Blockage reappeared, after contacting AHS, took two more days of myself contacting contractor to get them on the job. Contractors unable to clear line that is less than 100 feet to main sewers. Service persons were more professional during this appointment. Three days now of clogged drains, contractor will not answer phone or return calls, feel that AHS has been 'minimal' in assisting. Phone operators have been less than enthusiastic. Still waiting.

Made two people in late 60's set in cold house with only electric heaters to stay warm because of red tape and 2nd rate contractors. If we had local contractors repair or replace the unit it would have been replaced and working the same week it broke. Too much red tape and too long to wait in the cold in the middle of winter.     Had a water leak in the wall of guest bedroom. First man came out, did not remove any drywall, just looked at the shut off valve sticking out of the wall, and said it was leaking. About 2 1/2 weeks later my daughter spent the night, walked in the room, and the entire carpet was saturated.     The weather reports said that we would be experiencing the coldest Arctic blast felt in this area in decades.     We have had American Home Shield for 14 years. In that time, I can recall only twice they have not paid on a claim. The first time the AC was not cooling. The technician said the coils were clogged because we had not cleaned them as we should have. We have kept them clean since that. The other time, the faucet in the master bathroom shower malfunctioned. The plumber said the water pressure was too high. But, still he took the old faucet off and capped the pipes. Then all we had to do was put the new faucet on. American Home Shield has replaced our central air conditioner, repaired the furnace, refrigerator, washer and dryer. There have been times we would have been in a real financial bind without them.

    I have had my furnace worked on in January of 2014 for wear and tear issues, and thought it would be the end of the problem. However in February12th, 2014 I came home to a cold house 52 degrees and my furnace was off! I also smelled what seemed to be a hot melting smell from the vents.     We heard a funny sound in our basement so we rushed down the stairs to see what it was. It was coming from our furnace. Then the furnace went off and when it came on again there was not that sound. A couple hours later it started making the same sound so I called you guys the next morning. You were great, and told me that the service contact would be called and this would be taken care of soon. Well, I waited that day and there was no call so I called again the next morning and found out who the contact was. It happen to be the company that put in our furnace.     Our forced air central heater was just not keeping up with the cold outside. Running for hours to keep the temp at 63F. The Kozy Services people were sent out by AHS and they found the problem immediately. The entire unit was hooked up as a heat pump, and not all the elements were heating up.     This rating of "Dissatisfied" applies to my most recent call for repair on my built-in microwave. Prior calls for service would be rated good to excellent. However, this recent microwave repair took 25 days from the time I called for service and the time repairs were made. The contractor diagnosed the problem correctly and once he got back he successfully fixed the microwave. I was dissatisfied with the length of time it took to effect the repairs. I called AHS customer service several times during the course of the wait and the agents were understanding and attempted to help but the bottom line is it took 25 days.

    The other thing that is upsetting was that on one call the customer service advised me that the parts had arrived at the repairman's place of business and he would call me that day to schedule a time to come out to make the repair. He didn't call for several days. He had the parts 10 days before he came to install the parts and fix the microwave. I will admit there were 3 days of bad weather that prevented the repairman from coming to my home but it still seems unreasonable that it took so long for him to come and make the repair after receiving the parts. I don't think it should take this long to repair an appliance when it breaks. I am concerned how long it might take should our washer/dryer or refrigerator or cooktop need repair.

    I have been an AHS customer for 16+ years and have never had the experience I recently had with my microwave. I have referred many people to AHS in the past. I completed a survey about the service by email that AHS sent to me before the repairs were complete. To date, my complaint has gone unanswered. To be honest, I am concerned that my recent experience might mean something has happened to the quality service level I received in the past.

    Thank you for seeking input from your customers. I've been with AHS for quite a long time. Last year I switched to another warranty company for a few months and was not at all satisfied. I came back to AHS as fast as I could. Maybe AHS is the best of its kind in the marketplace. I've seen a lot of improvement in customer service in the last year or so. Phone calls are answered more quickly without excessive hold times, as previously was the case. Reps are much friendlier than before and seem honestly wanting to help. That's new, also. The service providers sent for repairs are in quite a wide range from very good to hardly adequate, but maybe there's no good way to vet them.

    Now for the BIG FRUSTRATION: Your web site. AHS must have spent tens of thousands on it; yet it works consistently badly. For those of us who are fairly tech savvy, that's a huge problem. Whoever built it for you should be sued to within an inch of their lives. It looks better than it used to but it's essentially useless to customers. There's just no excuse for it to be down all the time. I want to place a service request from my computer - not be required to phone for every new issue. That can't be good for your business, either. Sorry to rub it in (because I actually like AHS and want to keep doing business with you) but your web site is even worse than the Obamacare web site, and yours is a lot less complicated.

    Of course, your co-pays keep going up, and your benefits keep decreasing. So far, it's still in my interests to have a warranty plan for two of my three properties. But you should be aware that the scale of cost vs. benefit is narrowing, causing me to consider whether the cost of keeping AHS is worth the price. Since I'm a customer with a lot of longevity with your company, I truly appreciate the opportunity to share my views. It's time, though, that you looked at some value-added services. Each year for the past few, I feel I've been punished with higher prices, benefit cuts, and a non-functioning web site. It's to my benefit that you continue to succeed. Please take my comments as what I trust will be seen as recommendations for a stronger AHS. Thank you.

    The Heat Pump unit outside was making a lot of vibration noises. When the repairman came he immediately said the problem was the screws on the cover had come loose. He tightened all the screws and thoroughly checked the unit to insure that was what was causing the noise. The repairman explained everything he was doing. After he finished he asked me if there was anything else he could do (he offered to change my filters). I had just replaced the filters. He then said if I heard the noise again to call and he would come out and I would not have to pay a co-pay. I was totally impressed by the repairman. He was very courteous and knowledgeable. I called this problem in on Saturday and the repairman came on Monday. The day they were supposed to install the furnace they were supposed to be at my home between 9:30 and 10:00am and they did not show up till 1pm. They got the new furnace working but did not finish the plumbing to the furnace. Then they did not come back till 2 days later to finish the job. I am satisfied with AHS, the contractor I was not happy with. I was without a furnace for 2 weeks in -30 and -40 degree wind chills.

    I was denied on this claim because customer service heard what they wanted as I decried what the pump was used for. With that said, I was told I was covered and so I went forth to schedule a contractor out for repair. It took the contractor over a week to be able to come out and do the repair as well. When I called to find out about why I was denied on this claim I asked that it be looked at again by a supervisor. I was contacted that same day or night because the supervisor call me back at 9:30 PM as I was sleeping. I told him what happened and he said he would review the first call but it would take up to a week before I would hear back.

    About 45 minutes later, he call back 10:15PM. Again I was sleeping. He told he was able to review the call already. He told me I said the pump was a sump pump to customer service on the original call. I asked him if he also heard how I described this pump was used for a basement restroom. He replied, “No you said it was a sump pump.” I told him he just didn't want to redo this claim and said thanks for calling.

    We emailed a request to have our dryer fixed. AHS responded immediately with the service company that would contact us. Service company came out two days later, checked the dryer and stated parts were needed. Service technician contacted their company to see if parts were in stock. Parts were not available. Technician stated parts would be sent to our home. He gave us a phone number to call when the parts arrived and the company would send someone out to repair the dryer.     Recently, we had to have our Ice Maker repaired. I entered the service request online. When I did that I clearly stated in the description that this was a Free standing Ice Maker. The repair was completed and then the repair company called me and told me that American Home Shield had denied the claim. Someone from American Home Shield then called me to tell me that my contract did not cover a Free Standing Ice Maker. When I had gone online and clicked on the "download my contract" button, the contract that I saw specifically had Free Standing Ice Maker listed. However, apparently that is just a generic contract of what "could be covered" not my actual contract of what is covered. This is very misleading!!!!

    After all that when the contractor told me that American Home Shield had denied the claim I asked how much I would owe him. He said the total was $150.00 and since I had already paid the $75.00 service fee the balance would be $75.00. When I actually received the bill it was for $140.00. When I asked the contractor why the difference and told him I was not happy about the additional amount, he just said that he had not added the transportation fees into what he had previously told me and that he had already given me a discount so the amount was $140.00.

    I currently own four homes. I have two insured with American Home Shield and two with another company. I have been looking at consolidating all under one contract. In reviewing what is covered for the amount that I am paying, and given this most recent experience I will most likely be switching all my properties to the other company and away from American Home Shield.

    Tuesday evening about 6 pm water started pouring from one of my kitchen light fixtures. I finally managed to get the main water shutoff valve turned off. I called AHS to see if I could get a plumber to come out to repair it. The AHS rep told me she had sent a work order to one of the local plumbing companies AHS used and they would contact me (I assumed that evening). No one had contacted me by 8 am Wednesday so I called the plumbing co. and got their voice mail and left a message that I needed someone to come repair my leak.

    The plumbing co. called back within 15 minutes and told me they had set up an appointment between 2 & 6 pm on THURSDAY. I told them I would have to be without water for two days and that I needed it repaired now. They told me they were book up and that AHS would have to change the work order to an expedited order. I called AHS to request an expedited or emergency order and was informed that they do not guarantee same day service, that service 24 hours after a call is the best they can do . I told AHS I had called Tuesday evening and AHS told me I had called after hours.

    AHS called the other plumbers they use in my area and could not find anyone with an open appointment on Wednesday (not in all of the Houston area?). I told the AHS rep. that I had purchased the AHS warranty for emergency repairs and being without water is an emergency. The rep. said she was sorry. I was able to find where the leak was coming and have it repaired by 12:30 pm on Wednesday. Of course I have a big hole in my ceiling I need to get repaired. I'm beginning to wonder how much benefit it is keeping my AHS warranty if I have to take care of repairs myself.

    I have an AHS home warranty and maintenance agreement and am so pleased with the service I have received that I wouldn't do without it.     We purchased American Home Shield so we would not have to worry about breakdowns of appliances in our home. We had ice storms pass through (in South Carolina) and our furnace went out. I went online and put in a service call. They sent an e-mail telling me who would contact me. I waited three hours and called back to tell a CS rep that I had not heard from anyone yet. They said I was on a regular call, not an emergency call because I went through the computer. It NEVER said that anywhere. So, I asked for an emergency call. They explained that the four hours started after I called and talked to a human.

    I called them after the four hour period (now 11 PM) and they said that I was welcome to call anyone I wanted to and pay for the call and they would reimburse me. I asked if they would reimburse me the full amount less my deductible and they changed the subject. They never answered that. Then they told me I would just have to wait until the other company called me the next day. I had asked them who they tried to call in the four hours, and they would not tell me. They were calling service companies an hour and a half away from my house, instead of the ones twenty minutes from here. Because they would not call someone local, it took a week to get the heat fixed in this house, with the cold weather that visited us that week. I am paying for service and not getting it from them. I am very disappointed.

    We noticed some water in the garage thought that it might have rained and water must have seeped in the garage. Next day after another inspection and following the water trail determined that the water heater was the culprit. Called AHS informed them about the problem, even though it was a Saturday a plumber arrived diagnosed the problem called the AHS within the hour and informed me that they will replace the heater on Monday. Water replaced by new water heater having same capacity and better features by noon Monday. What relief it was to work with an excellent company "AHS".     I have had the American Home Shield Warranty Plan since we bought our house in San Antonio. Moving here from Michigan in 2008. There is a big difference in climate and the different systems for each state. It is nice that every time I need service on a system I only have to come up with enough money for the service call and the item is fixed. I did have one problem with the heat pump where the tech. did not fixed it right and when found on the PM American Home Shield made the 1st company come back and fix it right at no extra cost to me. I like the Home Warranty so much that I joined the PM plan for my heat pump when that pan started out and am more than happy with both plans. They are well worth the money I pay for them every year.

    Our Central Heating unit malfunctioned and we called AHS to see what our options were. They indicated they could send a serviceman out to check things out and see if it was something that was covered on our home warranty or not. AHS made the referral and the next day the HVAC Company called me to set up an appointment for the following day. The HVAC Company's man came out and inspected the problem and took some pictures and said that he would file his report to AHS and that they would be in touch with me about what was covered/not covered.

    In a few days, I received a call from AHS and they let me know that they would be replacing my Central Heating Unit, but that there were some code upgrades that would need to be updated as well, and that would not be covered under my Home Warranty. They gave me the amount I would be responsible for and asked me to set up the appointment through the HVAC Company. I called the HVAC Company the next day and they set up an appointment for a few days later. The day of the replacement, the technician pulled all of my old Central Heating Unit out and installed the new Unit and left my attic space cleaner than it was before he arrived.

    The bill was exactly what AHS said it would be and I made payment arrangements through the HVAC Company. It was a very simple process to follow and I'm not sure how much it would have cost us to do this without the Home Warranty Coverage. I'm also not sure what we would have done as our area has had two severe winter storms (north of Atlanta) that would have put our family in danger if we were not able to replace the unit. I can't be more happy with the Home Warranty Coverage that American Home Shield provided my family! I would absolutely recommend them to anyone!!!

Feb. 9 our heat pump went out, went online and entered a repair order, about a half hour later called AHS and told them I had a small child, about an hour after that call, Carolina Air called and said he would be out there in an hour, had in fixed in 15 Minutes. On Tues. the 11th no heat again, called AHS talked to Whitney and told her about the child, after about a 10 minute hold she told me she requested emergency, an hour later Carolina Air came out and re fixed the problem better, Bob at Carolina air was very efficient and explained everything to me.     My husband and I are happy for the most part and glad we took the AHS contract. They have replaced our dishwasher, washing machine, two hot water heaters and one air conditioner. While they do wait until something is broken beyond repair, they replace things quickly and allow you to upgrade the appliance at their cost which saves you quite a bit. They replaced our dishwasher with the top of G.E.'s line. When they replaced our washing machine with a Whirlpool that was comparable to what we had, I upgraded to the top of that line for the energy saving features. The cost was more than reasonable. You have to use the repair people that they send and most are very good but a few have been a bit sloppy - but since you only pay for the first service call if the item needs service again within 30 days, we are really not complaining. I put in a service order on my computer and they quickly assign a repair company that calls me to set up an appointment for the repair. With the cost of repairmen and appliances today, we would certainly recommend AHS to anyone.
