About American Home Shield
American Home Shield is a home warranty provider that offers service plans throughout the contiguous United States. It offers three home warranty plan options, priced from $29.99 to $89.99 per month, with either a $100 or $125 service fee. In addition to normal wear and tear, plans cover breakdowns from rust, insufficient maintenance and faulty repairs, which are often excluded from home warranty coverage.

We have an old house, built in 1905, and the seller had an American Home Shield warranty on it as a purchase incentive. Many of the appliances and systems were almost 50 years old when we bought it in 2007, and we have carried an American Home Shield warranty almost continuously since then. Without reservation we have to say that it has been well worth it. From a leaking water pipe to malfunctioning heating furnace to washer and dryer problems, they have come and made repairs at the contracted service fee every time. The service calls are answered by expert technicians from reputable companies, who are personable, clean and polite. We highly recommend American Home Shield to anyone who owns an older home, and to anyone who is buying or selling one.

My brother has had AHS for probably 20 years and was always telling me how great a service it is. I finally came to my senses and signed my mom and I up for it. We have used AHS three times and have been thoroughly impressed by the promptness and quality of service. I tell everyone I know about y'all! May I suggest an American Business Shield branch? I would say that overall I have had a positive experience with American Home Shield. The vendors that they select to perform your services have been so very good, I have kept their names to use for non warranty work.

I love having the AHS coverage on all the appliances (and pool/spa) in my home. When I call to book a service call, the AHS customer service people are very responsive. I received the email and call from the company that was going to do the work within an hour of my call to AHS.

The customer service rep called Tuesday morning, unfortunately I was sick in bed and missed her call. I phoned back Wednesday morning, apologized and asked that she please call me back. Never got the call back.

I have only had to use AHS 2 or 3 times over the years I have had coverage through them. My experience has always been very positive. The service providers they use are excellent and always provide a quality service. I would recommend them to anyone seeking this type of coverage on their home. Well worth the money.

Had to have a technician come out four times in three weeks for the same problem. AHS handled the situation in a professional and thorough manner. Final technician found the problem and furnace has been working fine ever since.

My problem was eventually handled but your vendor (Green way) provides bad service to your customers, it took nearly a month from the time the service request was entered until the problem was resolved. They definitely want to sell a new unit that they push rather than fix or replace under my contract with AHS. I give Greenway a 0.

I've been very please with American Home Shield in the six months I've been with them. I have requested service on a dishwasher and a furnace and have gotten quick results and paid only $75 just as explained. I look at it as an appliance investment program :)

Refrigerator failed after about three years use. AHS made every effort to repair the unit. It was simply a lemon. After 17 repair trips for 17 different failures, the repairman finally ran into one that was non-repairable. AHS is now replacing the unit with a new one. You can't beat that for service. I have lost food many time when the unit failed during the 7 years since I purchased it new.

I was so impressed with the service it was a blessing to have Home Shield. Of course right on the 31 of December we have a melt down in the home and Home Shield was there. I appreciate all the fast service by the 2nd everything was being fixed. This was the light at the end of the tunnel since on new year's eve someone broke into our home and stole everything we had worked so hard to have and ripped me of personal belongings. It was nice to rely on you guys to do amazing work!!! A super happy customer =).

I have used American home shield for my home warranty company for several years. They have assisted with several appliance repairs. The only cost I have incurred other than my yearly service fee was the $75 co-pay. They have saved me lots if money in repair bills. The companies they recommend are always friendly and professional. I highly recommend them.

Lots of service calls issues on dishwasher, if you analyze the number of service calls and costs probably it would be cheaper for you to replace or give a credit to purchase a new dishwasher. Works now but dishes don't smell right, it should be said that the service tech who came recently was great.

Service guy comes quickly, this is a 11 yr old dishwasher. Tried to repair but were too many things that needed to be done so I got a new dishwasher. The time from service request to getting the new dishwasher installed was only 2 weeks. Very fast. My only issue would be that the new dishwasher is installed and it is crooked. I have not called to request someone to fix that because not sure if I will have to pay another fee.

I think every main appliance went off in a matter of days. A technician was sent out within the week and he replaced parts but came to the conclusion that we needed more. I called AHS and let them know it wasn't just cosmetic fixes needed. The rep was very nice and let me know of all my options. An electrician was sent out within days and we figured out the main problem. Now we are back running as normal and better. Best investment.

I have had AHS for 4 yrs now. It was a gift from my friend who sold me my house after I divorced. I cannot tell you how much I have loved my service since I've had it. It has been so helpful and so easy to use. I've recommended it to everyone I know and I believe two of my friends have bought it. I wish I had signed up a couple years ago, before my air conditioner went out and I had to spend nearly $20000 to fix it. I finally signed up a month ago and already they have fixed several things in my home (leaky faucet, the microwave, the washing machine and a running toilet). I am very pleased so far with the service and recommend it to anyone who owns a house.

I issued a complaint with AHS regarding a non-working garage door at our home. The service provider AHS selected never called and AHS never followed up to verify if the work was completed. I actually called a repairman on my own and paid for the expense versus waiting on AHS. I would likely still be waiting....

My dishwasher was leaking. The technician came in and determined where it was coming from. He called and ordered the parts. Came back a week later and fixed it. Also gave me some information on cleaning the dishwasher. I was very happy with the service.

I had a service call for Repair of my Washer on 28 Jan 14. As of today 13 Feb it has yet to be repaired. Twice the inner drum was ordered and twice it arrived damaged and unserviceable. Vendor has been unable to repair. That is over two weeks for repair of my washer.

I feel AHS is added protection for the homeowner. So many first time home buyers do not realize the unexpected cost that can arise with being a home owner. I love the fact that AHS follows up with me and I know what clients have made claims and what the cost was for the repair that the warranty covered. It keeps me up to date with what is going on with their home.

I have an AHS warranty on a rental I own. My tenants had a problem with the air conditioner during a very hot spell last summer. AHS had a repairman there within 2 days to fix the unit. I was there with the tenant while the repair was completed and she really appreciated the courteous repair person getting it fixed quickly!

When I am doing a listing presentation, I believe this has helped me in many ways to get the listing. I had clients that had their air conditioning unit go up, and they were telling me they were going to have to put out $12,000+. I asked if they had called AHS, he had totally forgot that he had this coverage. After calling and arranging an appointment, the problem with the heat pump was fixed and he was only charged a service call. They are aware that the heat pump is older and they will have to replace, but it gives them time to save. So.... they thought it was fabulous. Unfortunately, their home did not sell, and they were forced to rent, but will list in the near future, hopefully with me!

Purchased a home with warranty through American Home Shield Combo plan to use in case of emergency issues that happen when you buy a home. Coverage started on November 20, 2013. Was not getting heat upstairs in the dead of winter. Called American Home Shield December 6, 2013, they said they will have someone there within 2 days. Called American Home Shield numerous times, found out the contractors name, called him numerous times, he showed up at the house on December 17, 2013, put duct tape on vents that had holes in them not allowing heat to go upstairs. In the mean time I am using electric space heaters plus the furnace is running a lot because the thermostat temp is not being met. 2 hours after the repair was made I came home from work and it is forced air heat, the tape they put on had big holes in it and was back to square one. Have pictures attached.
Called American Home Shield and contractor, they will come right back. No show! It took after numerous calls to American Home Shield (who said they would find me someone else to do repair) and contractor. On January 2, 2014 they came back in and repaired again, a little better but still not repaired properly. Told Tara at American Home Shield that it was not completed properly and still have not heard anything. Took almost 1 month, numerous calls, they will not give money back and do not want to discuss issue. I hope this is not what happens to all consumers but this was a very bad experience with no satisfaction, 2 months of very high electric bills, 2 months of very high gas bills, and had to have a heating contractor come into the home and do work properly.

I recommend all my listings put the plan in force at time of listing. When I work with buyers I explain the plan and recommend. We ask the seller to pay from the AHS plan if there is not a protection plan on the listing. We have had many claims over the years and I have been very pleased with the service and phone calls to the company. Garrett ** our agent for AHS is very helpful and solves problems quickly.

Two clients were serviced by AHS in the past month. Both had lousy experiences with the initial vendor chosen for the work, one a furnace issue and one a water heater. In both instances the initial vendor was slow to respond, vague with quotes and tried to up-sell the clients into uncovered services. The responses from AHS to my calls and concerns was unacceptably slow as well. One individual, Karen **, a client supervisor, was the exception. Karen's professionalism and concern came thru to my clients and myself; too bad her positive performance wasn't the standard for others.

Two different situations with two different Buyers. One was established that the furnace needed to be replaced. Never gave the Buyer the opportunity to pay to upgrade the furnace. The other situation was similar but the client and American Home Shield went back and forth several times before coming to consensus. I tried to reach my district representative in Iowa but it took several calls to various people to finally get a respond.

We had a plan at AHS that covers everything. Their people are unfailingly courteous, but they aren't always easy to get a hold of. I would like to be able to get a hold of a live person sooner and maybe make claims or ask questions and such with a live person and that’s just not easy. They’re professional but they need to make themselves more available with live people.

I always negotiate for a warranty when I write an offer. If the Seller doesn't want to pay for it I recommend to the buyer it's worth it for him/her to purchase it for themselves. I have been selling for approx. 33 years and advise Sellers when I list their house that they benefit while the house is on the market and also after the sale the Buyer is less likely to come after them if something breaks. If the property has a warranty but it's not AHS I recommend the Buyer pay out of their pocket for the BEST warranty--as an investment in their new home.

Where do I begin? I am not the type of person that purchases warranties when I buy a fridge or washer & dryer BUT I have an exception and that is the AHS Home Warranty. I sell real estate and I ask for one for every one of my sales. If the seller won't pay for it, a lot of times I will pay for it myself or share the cost with the buyer. I believe in it that much! I can't count how many emails, phone calls and texts I have had from sales that have closed and a hot water tank went out and for a $70 phone call, they received a new tank! Or a dishwasher or recently a dryer. They have covered springs on garage doors and elements on an range.
I can't say enough about how wonderful it is to have the peace of mind of selling a home knowing that for at least a year, there is an AHS Home Warranty on it! I also tell my clients they can extend the warranty after the year runs out. I know one of my clients did just that! They have all been happy too!

As a new Realtor, I didn't fully understand a home warranty protection plan, because I never had one. However, one of those early buyer clients later told me how his refrigerator died shortly after moving in and on top of that the upstairs tub had a problem with the overflow valve and it leaked damaging the ceiling below. How I wished I had known to recommend AHS early in my career. It was a seller who told me all about AHS and how the program saved them a lot of money because they could decline the expensive store-offered warranties that are good for 1 or 3 years. They kept their policy up and EVERYTHING stayed under warranty - so the protection never ended.
We bought a policy for our own home and also for the houses that we rent out to others - as my husband is too busy to be fixing everything all the time. Now 10 years into my career, I own my own company and we also HIGHLY recommend to our homeowners that hire us for property management to also get an AHS protection plan for their rental. This way things get fixed fast; they get fixed right and the tenants stay happy and the value of the home is kept up. For my buyers, it makes a great closing gift!

I have been out of hot water since February 3, 2014. I went to the website and placed my order for services for hot water heater to be services. Provider His & Her Plumbing contact me less than 2 hours to set up date and time; due to weather condition in my area I agree to provider to come out to my home on Friday, February 7, 2014 at 8:00 to check my heater out. Provider called me about 15 minutes out which was fine. Provider arrived at my home went straight up to my attic and came back down and inform me that I did not have a walking area for heater and that he might not be able to provide services and he asked me if anyone had ever told me that a walkway was needed and I inform him no that I have purchase the home 4 years ago like this and that several provider from AHS had been up in my attic to work on my tank and a/c unit several time including the cable representative and neither had said anything about that.
Anyway, provider (His & Hers) went back up and light pilot on hot water tank; I paid him $75.00 services fee and he left my home. Provider was no more than 20 minutes in my home and he was gone. Prior to him leaving he told me that we should have hot water within the hour. Well we did have hot water for 1 hour and it went back out. We contact His & Hers about the situation and was inform that they (His & Hers) do not work on weekend and that all their workers were off and the time was 4:15 p.m. CST. I contact AHS about this situation and was inform that they would have to recall the order back in.
On Saturday, February 8, His & Hers called me and scheduled another appointment for today, February 11, 2014 between the hours of 12:00 & 3:00 p.m. CST. At 11:30 His & Hers called my home and asked if we have fixed the walkway area in the attic and he was inform that "no it was not fixed" and His & Hers was asked at that time if he was refusing the job and he stated NO, that someone would be out. I contact AHS about the situation and was inform that His & Hers was still going to come out to my home BUT no one ever showed up or anything.
I was later inform that His & Hers had decline to fix my heater but he knew what the problem was--pilot had a shortage...FOR REAL! How can he tell AHS what the problem is when he has not been out to my home to access the situation. If His & Hers had a problem the first time they (His & Hers) should have decline it then and not accept the contract and enter my attic and took my money for services render. My problem with AHS is that if he accept it the first time then he should have came out the second time and fix the problem for which he did not fix the first time period....

I buy a home warranty for every property I sell. It gives my clients the extra peace of mind. Sellers like the comfort of most inspection items being covered and my buyers love knowing if something breaks in the first year it will probably be covered. It is so much nicer getting the phone call from a client thanking me for the coverage and how it saved them so much money than a client wanting to know why I did not offer it to him because he just had to replace a furnace. In my opinion it is the best closing gift you can give. A happy client is a referring client.

I ask for an AHS warranty for every single offer I write for my clients on an existing property and ask the sellers to provide one while listing their homes as well. I had some clients that recently closed on a home and had some issues with the plumbing and thankfully they were able to call AHS to have a contractor come out. It was only $273 to fix but the only money out of their pocket was $75. Thanks AHS, appreciate it. I recommend the program to all of my clients.

In the past year I have had difficult issues with some properties. American Home Shield has been responsive, cooperative and polite to our clients! In all cases, the warranty has made the difference and customer satisfaction was always achieved. I always recommend that a seller sign on with a warranty! And the buyers love it!

I sold a buyer a Warranty a few years ago. She was away. I went to check on her unit this past summer and there was no a/c even though it was running at full blast. We called the AHS, and that day they sent out an HVAC technician. The a/c needed to be replaced. Within 24 hours she had an entire new system for $800, about 1/4 of what it would have been if she did not have the warranty.

I have been using AHS exclusively now for over 3 years. I include it in the purchase of all homes that I sell to protect my clients and myself from midnight phone calls. One client had a number of items go bad with the plumbing and found out that the slab floor had to be cut, dug up part of it and fix the issue. My client was so grateful she had the AHS protection plan as they would not have had the funds to take care of it themselves. As for my personal experience I had a dishwasher problem that took a few too many times to figure what was wrong but my AHS Representative Jamie ** got on top of the problem and it was finally determined what needed to be done and the problem was taken care of with complete satisfaction. Jamie has been an excellent representative for AHS and hope that you hire more people like her in your company. She is a true asset to AHS.

Snow, ice was in our city. I called for repairs or replacement of my house forced air heater. I expected a delay due to a possible weather back-log, but the serviceman in our area came after work hours to make sure my family had heat during this extreme cold. Thank you, American Home Shield. You were recommended to me by my Home Owners Insurance (AAA) in the area because they said your choice of service companies from our city went over and beyond to accomplish needs. I have had numerous excellent experiences with AHS but one of the more memorable is as follows. I picked up a buyer to show them homes in Georgia and learned that they were having difficulty selling their home in Texas. As we talked and I listened, they said they thought they were going to need to replace all of their kitchen appliances. I asked if they had an AHS home warranty and they said they did. I said, "Do you know that you could replace all of your appliances and get great prices through AHS to help you sell your home?" "No," they said, so when they returned to Texas they called and sure enough were able to cost effectively replace all of their appliances. Then they sold their home quickly and I was able to sell them a new home in Georgia to be closer to their grandkids and kids! All parties benefited and were delighted to expedite the process! Initially the buyers were discouraged it was taking them so long to get their home sold! It was a great ending for all!

I've been an advocate of AHS Home Warranties for many years. About 15 years ago I'd been selling your product and had "three" heat pumps replaced in one year & was heralded as a hero by my Buyers. But, my most endearing story came this year. My Sellers had just moved into a beautiful newer home overlooking the Columbia River and were sharing a bottle of red wine. When the wife said, "Honey, if you go clean the jetted tub in the master bedroom, I'll join you." Needless to say, the husband hurried in and was busy cleaning out the bathtub and when he went to rinse the bleach out, the faucet blew and water was everywhere!
I received the call that Saturday night about 7:00 pm, I ran down to the office and got the Home Warranty # and relayed the information to the Buyer. The Buyer went on line and within an hour a plumber was there to fix the problem. My Buyers are true advocates of your warranties and when they recently bought a rental, they again requested a Home Warranty to be included with the sale. PS: I didn't ask how the evening ended but, I know they had a good laugh!

I've been placing the AHS Home Protection Plan on homes that I list ever since AHS became the HPP for Century 21. I've had outstanding service and results for my clients, my daughter and myself. We all have AHS on our own homes. I think as professional real estate agents, we owe it to our clients and customers (and friends) to offer them the opportunity of protecting their assets, and at the same time, our own assets. Not a few of my clients have been so relieved that they have, not only peace of mind with the plan, but the prompt and and professional service of the venders. When I sold my daughter her house, I had placed the plan on her beautiful home.... and as a result, she has had three air handlers, two compressors, two tankless hot water systems replaced. I purchased my home early November and I was excited to be hosting the holiday dinner to many of my out-of-town relatives! It was the day before Thanksgiving when I was preparing for the event and suddenly something went terribly wrong with my kitchen faucet AND my hot water heater! I'm thinking Murphy's Law was in full force! But one call to AHS and I got to kick Murhpy's Law to the curb! The contractors were AWESOME, they worked all day to install a new water heater, take the old one away and replaced my faucet. I can only imagine what that bill would have cost me had I not had AHS, instead I had to pay one co-pay, which I gladly did! I'm so grateful for my AHS coverage and their contractors! I've had this coverage on many of my homes over the years and doubt I'll ever be without it!

My buyers had the sellers pay for this plan. It has caused me Nothing But Trouble!!! They ended up having problems with plumbing and with their water heater and I had to spend HOURS of my time - months after closing contacting and re-contacting Rick ** and Brian. Finally my clients just said they were going to hire an attorney and now they will not respond to my emails. Thank you American Home Shield for being a source of HUGE contention, and most likely making me lose a client and referrals - because of How you handled this. I want you to know I will NO LONGER Recommend you. If I had not recommended you, and they had problems... I would not have all of this frustration and animosity. And did Rick or Brian Ever follow up with me to see how it was going? NO!!! I will never again recommend you. I think I sold over 10 of your plans last year. Never again. I have a client who has a lease/purchase contract to sell his home. He has agreed to pay for a home warranty for the buyer at closing and wanted to know if there was a way that he could get warranty coverage during the 6-month lease period prior to closing. I am pleased to say that every experience I have had with American Home Shield has been very professional. From the Support on the phone with help on ordering the warranty to the actual Service for my Clients, I have been very pleased. I know at times as with any business, it takes time to get the contractor notified and out on site but have always been notified as to time frame. The buyer was ready to walk out of the purchase of the home once the inspection report came back saying that the AC would not last more than 2 months. Since the seller has purchased the home warranty for the buyer I told the buyer that for at least 1 more year she should have AC since there was a home warranty in place. This saved my seller a lot of money and made the buyer change his mind about cancelling the deal.

I recommend American Homes Shield to all of my clients when purchasing a home warranty. I have reviewed the other plans and for the protection vs. cost they don't compare. The Flex Plan combo which is what I recommend with every sale I make covers so many things for my clients that most other warranties charge a lot more for. I also know that when my clients have a problem they won't be left holding the bag on anything that is covered by their warranty. American Home Shield also follows up with me on any service claims which also allows me to know I need to follow up with my client to make sure that everything went smoothly. Solely being a Buyer's Agent on the Maria ** team, I have often struggled as what is the best gift to give my Buyers at closing. Started working in the warranty if the Seller wouldn't pay for it as part of the negotiations, as I am always focused on getting my Buyers the best deal, I started adding it for them at closing. It gives them a peace of mind for their first year of home ownership. They don't have to worry about all the appliances and systems in their home failing in the first year and costing them $$$$.

I work with a number of first time buyers. Being a first time buyer can be stressful. In the back of their minds they are asking themselves, do I really want to buy this house? What if the central air doesn't work this Summer. It is Winter and too cold to check it. Will I have the money to make repairs or worst yet have to replace it? I'm a professional Realtor with a local real estate company in the Collierville area. My clients and I are very pleased with the customer service and value that American Home Shield offers. I never sell a home without offering the warranty. Providing the home warranty as an option is service that I always recommend to my buyer clients as a level of protection should an unforeseen issue occur with the home. It certainly helps to give my clients peace of mind. The last thing that I want to happen is for a plumbing leak to occur or a heating unit to go out on the home while my clients are trying to get settled in. When I sell a home with the American Home Shield home warranty, I just forget about it. Then, without even a call from a homeowner, I find out later that they had a problem and American Home Shield has covered it. Big problem or small, I usually get that call from a client when they do not have the home warranty. American Home Shield has saved me many times from those angry complaint calls.

I recently suggested that my sellers at ** sign up for AHS. They did so and not many of their repairs from inspections were not covered - so they went a different direction with repairmen. Also, I've had an AHS policy on my own home for several years. Recently we had an A/C compressor replaced. Decided to circumvent the portion AHS might have covered. Just had a spring break on my garage door opener. Couldn't get out of the garage. Called AHS - springs aren't covered. Had to call Precision Door. I do not plan to renew AHS. However, I want to add that any time I contact our local reps (Mary, Ellen or Michele), they or their office is always very responsive and helpful. Thanks for asking.

As a top AHS Warranty representative for my clients, I always recommend that they get the warranty when buying or selling a home. I had personally used this warranty on my own homes with great success and I tell my story when recommending it to others. I was at a client's home the other day and they are planning to sell it now. When they bought the home I included the AHS Warranty as a tool during the inspections to settle the fears of both parties about minor issues that may show up after closing. The seller gladly paid for it as a resolution and the buyer couldn't be happier. He was telling me that after closing his furnace needed a new motor and blower and AHS came and did the work without him having to stress. Now when he is planning to sell he already knows the importance of this great feature and is ready to pass it forward to the new buyers.

The first day my client moved into their home they experienced a problem with their heating system. They called me to see what options they had. I reminded them they had American Home Shield coverage. I called American Home Shield just to verify they were covered. My clients were able to get this resolved quickly and efficiently with little cost out of their own pockets. They had to replace the thermostat and had to resolve some other issues too. The end bill would have been over $500. Their payment was only a small portion compared to what it would have been. They were quite happy with the recommendation I had made that they get the coverage.

Never in my 23 years as broker have I witnessed such compete ineptitude as with AHS. My clients are angry, I am humiliated for having recommended such a singularly useless if not corrupt organization. From the 20 minute hold time to speak with an operator who barely speaks English and most likely did not complete 6th grade to the vendors from 70 miles away who don't know a wrench from a blowtorch, there is not one capable AHS participant at any step of the transaction. Doubtful I will see this posted online. You should be ashamed.

I have a client with AHS with her home under contract. The inspector determined the heating was inoperable. Both her and I were excited when we reviewed the coverage guide to see that heating is covered. Her heating was NOT covered for her and she has since canceled her coverage with AHS. AHS clearly states that heating is covered and then failed to cover the heating. We are encouraged to promote AHS and I am currently looking into other residential service contract providers because of this. I believe that AHS is clearly misleading in what they will cover and what they will not and this is the third client of mine that is very unhappy with AHS. The other two were AC problems that were not covered and the guide says they ARE covered. Same problem each time. The coverage guide is clearly misleading. There are a host of ways AHS can refuse to provide coverage for these systems.

I tell all my clients about AHS warranties and all of my sellers are providing them. I have a policy on my own house and on my three rental houses. I had two vacant houses recently that during the home inspections the ranges didn't work . All we had to do was pay the deductible and get the job done! So much better than the seller having to pay a big repair bill!

Last week the morning of closing I received paperwork showing that the seller had ordered another home warranty when my buyers had specifically said they wanted the AHS coverage. My seller's had accepted a contract that was very close to netting them zero to get out of their home. When the inspection was done there was trouble with the actual and hot water heater. They did not have money for repairs and thought the contract was going to fall apart. I reminded them they had agreed to seller's coverage from AHS. Both items were covered and for the small service fee the repairs were made and we closed on time as planned.

I've used AHS for around 16 years now as a broker/owner. I've also tried other companies. The biggest difference is that AHS is truly service oriented and their coverage is legit. Other companies I've used, their ethics and legitimacy is questionable at best. I just received another letter from a very happy first time buyer I helped get an AHS warranty for about a year ago. Her A/C recently went out and she got a brand new one for only $60! She was thrilled! The AHS warranty has also helped hold several real estate transactions together when mechanical items were found faulty during inspections. In comes AHS to the rescue!
AHS really is a great company and they have a long track record of happy customers to back that up. Additionally, I own a large property management company in the Midwest. Many of our clientele have used the warranty with much success and much peace of mind. The bottom line - if you care about your clients, and you want to do everything you can to help them get, keep and maintain the homes they love, strongly recommend that they use AHS for their home warranty needs!

AHS surpasses all other warranty companies. The Customer Service Representatives are polite, knowledgeable and well trained. You can order online or by phone. Takes less than 5 minutes. The Policies offered are fully explained in the AHS Brochure which can be accessed online and sent directly to clients. The Company stands behind their product. I have used and recommended AHS to all of my clients and family members for more than 19 years. Every client has thanked me and they even recommend AHS to their family and friends. My experience with AHS is that buyers and sellers benefit from having this assurance that if/when something goes wrong with the mechanics of their home, AHS is there to come by when called and render the assistance that they need. My customers all have been very satisfied with the customer service from AHS whenever they have had to file claim for repairs/replacements. The only recommendation would be to have more contractors to use as some have not been known for their service, which makes new property owners frustrated to have to make repeat calls and for paying of repeat service calls.

Michele does an outstanding job for AHS. Always professional, always on her A Game. Customer Service can improve on the vendor side. (Which I'm aware, can always be improved.) The value is solid. It's a good program to purchase. And I have many happy clients who have used the warranty and saved a lot of money. I don't think any other company gives more coverage on items. But still the key here is Michele. She always returns my calls promptly and she really knows the program and how to troubleshoot problems when they arise.

The AHS is a sales tool I feel can assist a buyer who has reservations about repair costs moving forward. So far, only one client has utilized the program and said it provided her with a fair amount of savings vs not having the program. The cost is high but seems worth it. Selecting which coverage is best is a good option but initially seemed pricey. After reviewing repair costs the AHS program seems fair.

I really do think that AHS is a good product for my clients, both buyers and sellers. It gives both of them a little boost of confidence.... The buyers think that down the road a lot of things will be covered under the plan, and the sellers sell their home knowing that the new buyers will be covered with maybe older appliances, plumbing, or electrical items. I always recommend the Flex Combo Plan. I feel that there are too many "small print" disclaimers with the other plans. It doesn't cost that much more to get the "Cadillac" of all the plans!!! I feel good enough recommending this service to my clients because I have an AHS Home Warranty on my own home! Thank you.

I had a dishwasher that failed and they repaired that. I also had an air conditioner that had a problem and they had that repaired. They have been courteous and helpful. This game started at the end of November when I reported that my clothes washer was leaking water. The first repairman was very prompt but did not find the problem, which was a leak in the tub but which he diagnosed as a problem with the fill sensor. He said it was all right to use the washer for small loads, which I did, and found the leak was still occurring. After calling a second time, the second technician literally to the washer report and found a crack in the bottom of the tub. The technician told me he had checked and would order the replacement tub.
Within a couple of days, he called to inform me he could not find a replacement part. I was subsequently contacted by someone from AHS to advise they would check to find a replacement part. I informed that person what the technician had told me that no parts were available. Nevertheless I was told AHS look for a replacement part and get back to me. After considerable time had passed I contacted AHS to find out what was happening. I said he was taking too long and that I was considering giving a new washer. At that time and the representative informed me that if a replacement part could not be found in the washer had to be replaced, a new washer would be obtained but I would have to pay the difference between the cost of the new washer in the amount AHS would allow me for the old machine.
After some bickering agreed to let AHS continue to look for a replacement part. Finally, after several days had passed I was advised a replacement part could not be found and the washer would be replaced. I agreed. By now two months had passed. I have now been advised of the machine that would be obtained and if I agreed and, it would be delivered and installed at no cost to me. Of course I agreed, and I am now waiting for the delivery. I think the entire process took too long.

I heard about American Home Shield when I first bought the house. I went ahead and took it because I wanted to be secure on what was here and what was giving me any problems, they would help me fix it. I've only needed them twice and they've been very quick and right on the spot. I would call them and they'd have somebody call me and set up an appointment, come out and take a look at it. The first time, I was worried about the refrigerator using too much electricity, but he showed me the ammeter and he said it's fine. Then this last time, my microwave went out and they were very fast on telling me to pick out one and they'll buy it and have it put in. It's been a very good experience dealing with AHS.

My husband and I would strongly recommend American Home Shield to anyone. We purchased our home in August 2008. At that time, the previous homeowner provided us with a one year home warranty and from then on, we have renewed our contract. Within the last 5 1/2 years, we had the pleasure of upgrading our appliances using the warranty discount, received a new garbage disposal and water heater as well as getting our furnace circuit panel fixed. We have had wonderful customer service and it is extremely hard to find licensed, bonded technicians/vendors, so that is why we continue our contract, because of the convenience and trust.

Made settlement on home on January 31, 2014. As a "gift" Real Estate Agent purchased for me a Home Warranty from American Home Shield. On February 2, 2014, the hot water heater broke. Call AHS for emergency service, they said "Hot water is not an emergency" and would have plumber call me in 48 hours. I called name of plumber they were assigning on Monday, February 3. Plumber berated me for calling and said he would show up by the end of the 48 hours. Plumber showed up on February 4, spent less than 5 minutes looking at water heater and left without saying a word (He was of course adamant he receive his $75.00 check).
I called AHS after not hearing from anyone, was told Plumber felt the hot water heater damage was "pre-existing" and filled with black mold. I asked how it could be pre-existing if the heater worked up until the point the water poured out of the bottom. I called plumber back to inquire about his report, plumber began to threaten me with physical violence and said he doesn't care what I think, he wasn't fixing the problem and told AHS the same thing.
Called AHS back and they said they would not cover the repairs to the Hot Water Heater. When I explained to them I had the Optional Coverage plan which covered everything in the house, they stated it did not matter they were not covering it.
Moving forward with legal action, anyone looking to join in a class action suit for misrepresentations of services or products please let me know. Already talking to a law firm willing to do the work (but if another law firm is interested or has already taken action against AHS, please contact me). I don't really need additional plaintiffs, but it would be helpful to show the misrepresentations offered by American Home Shield.

I came home very tired after working a 12 hr. shift only to find out my air conditioner was not working. It was 89 degrees in the house and I have an 83 yr. old father living with me! I was between paydays and thinking it had to be repaired, but how was I to come up with the funds to do it. My cousin reminded me about AHS, I had just recently purchased. One phone call late in the evening and a repairman was there first thing in the morning!! He fixed it in less than 30 minutes and gave me some wonderful and knowledgeable advice. WHIRLPOOL ELECTRIC DRIER - This appliance, purchased new in 2007, has broken down many times. Even though I had AHS coverage, I repaired it myself the first two times it broke down because the cost of the fuses were less than the AHS service call fee. When more serious issues started happening, I called AHS. Repairmen have been out on three calls which were beyond my scope with the dryer. On the most recent call, the mechanic found burned wires that he said came from them being loose, a Sears man had worked in that area. The present mechanic replaced the wiring and all was good. I went to dry a load of clothes and found that the dryer would not turn off as the timer would not move, on any cycle. He will be back tomorrow, I hope. I would and still do recommend AHS to my neighbors and friends. ** Happens!

I had a refrigerator repair which was handled by ordering parts. I attempted to find out when the parts would be arriving and called three to four times. Each time I was given a different ETA. Finally I called and was told the parts were not available and a settlement would be given. I purchased a new refrigerator and have not submitted paper work for reimbursement as of yet. The time it took to reach this agreement was about one and a half months. I spoke to one rep. on 1-23-14 asking about parts and he said I had to contact the parts dept. and gave me a 800 number which connected me to a medic alert company. He was rude and not very informative. His name he said was Ron is not a good rep. for your company.

My 5hp well went out and we had no water - called AHS - they immediately got the job to someone that contacted me and said they couldn't work on a well that big. I called AHS and they let me find someone who would work on the well. Outside authorizations reimbursed me cost quickly!! Thanks, AHS.

I had a positive experience with AHS. My refrigerator needed to be repaired, the first repair company that came out was not familiar with the GE model, did nothing, yet still charged me the $75 service fee. AHS waived the charge, found a second qualified, very professional company who made the repair. A potentially bad experience quickly became very positive due to excellent customer service.

I've had American Home Shield for 20 years and it's always been pretty good except for the one incident with the hot water heater where the people that put it in were terrible. But other than that, everybody else has just been excellent. They're very professional and always did the work good.

I have been an hvac technician for over 22 years, and started my own company with the guise from AHS that they advertise for your business, help you grow your business, with the understanding that you work at a very reduced labor rate and should be thankful for working at next to nothing. My dealings with AHS made me want to quit doing hvac work. Work is not done to code, mismatching equipment is commonplace, which voids the warranty from the manufacturer. Even on our end, the authorizations dept scold, demean and try to get the contractor to do the work for next to nothing and if you do not meet their "standards", they decline the numbers of calls your business receives. In a sense, they pit contractors against each other for who will work the cheapest. I am grateful for the experience and have put AHS far from my mind. I implore homeowners to do the same, just look at the class action suits filed against them, that should be warning enough.

We had American Home Shield before in one of our properties but we let it lapse after a couple of years because we didn't have any claims. Then we got a home warranty with another company because somebody told us it was a better company but we had trouble with that one. So we dropped having anything for a while. Then we had trouble with a Jacuzzi and we decided to get a home warranty after it was fixed. One of our daughters-in-law recommended American and my husband remembered that we had them before. They fixed our washing machine. I wasn't here when it broke and my husband had to get somebody who would come at an odd time so that he could come home from work and take care of it. Everybody was very cooperative with him and they were able to figure out the problem and order the part needed. I was here by the time they came to fix it and it worked out good.

I was at work (5:30am) when I received a text from my wife informing me there was no heat at home and she was freezing. The thermostat read 30 degrees. There wasn't much I could do at that time since I was 80 miles away. I simply told her I would take care of it when I got home. She struggled getting dressed that morning and off to school she went. By the way, she's a school teacher. When I got home hours later (8:30am), I immediately called American Home Shield. Spoke with a courteous rep explaining my situation and within minutes, my request was submitted. While still on the phone with the rep, I had another call but I ignored it since getting the unit repaired was more important.
Once I got off the phone, it rang immediately. It was the technician contracted thru AHS. They had responded that quickly. The tech gave me a 3 hour window to arrival time (9 - 12). Would you believe he was there within the hour. I had 2 technicians working to restore heat in my home. A part was needed but they were able to temporarily restore heat while the part was retrieved. Although the repair took several hours, they never stopped until the job was completed. The process was explained to my understanding and satisfaction. GREAT JOB!!!

My husband and I have been delighted with the customer service and sometimes same day response to our household repairs. We have had to have our heater fixed and they got right on that, and it was during winter. Then another time we had to have the washer repaired, again very fast and very courteous, everyone from the person on the phone to the technicians doing the repairs. Always following up to make sure everything is done. It has taken the worry of home repairs away during a very busy season of our lives.

This does not take a lot of my time, but if the website is not going to work then the option of opening a service request should be removed.

We moved into our present home about 1 1/2 years ago, and shortly thereafter joined American Home Shield. We only used their services once during our first year of membership, but we now have used them several times in the past few months. The service providers they recommend have contacted us promptly and, in most cases, were able to come to our house within the next day or so to remedy the problem.

My range was too old to obtain parts for repair. My only complaint is the first email contact regarding this was deleted because it was not clear who it was from and why I had received it. Once this was cleared up, I was told I would be getting a new range and I could update from that model if I wanted to pay the price difference. I was very pleased with this option. My only concern was with the price. The $499.00 range, which was the one I was to receive, was offered at a cost of $408.21, a savings of $90.79 which makes sense. The upgrade I chose listed for $599.00 but was offered at a cost of $605.84 which is not a savings but an increase of $6.84. I do not understand how this is possible but it was the one I wanted so I chose it and paid the difference.

Our water heater went out a few days before Christmas this past year, and within 48 hours I was able to reach AHS, get a confirmed time and affiliated company, and a follow-up of when they could be here. I love how the whole process is set up and goes smoothly. An added advantage, they always send notices for how the service was performed and if you were satisfied or not.

AHS has provided us with a customizable, robust, and fairly priced insurance policy for repairs related to "systems" in our home. Their support personnel are very knowledgeable, courteous, and genuinely appear to want to take care of their customers. We have had numerous repairs that would have been big hits to our budget and AHS helped fix those problems without experiencing financial distress that normally comes with a major repair. Several of our friends had American Home Shield home warranty and they highly recommended it. It's been a few years now since we've had them and they're quite good. We've been very happy. Our experiences for the most part pretty well fall in line with what our friends had told us. It's easy to request a service call and then someone comes out quickly. Every once in a while the website malfunctions and you have to call in, but you still get a hold of someone pretty quick. Overall, AHS is a good value for the money.

A friend of mine recommended American Home Shield. I had a problem with my heating and air conditioning and it cost me a bundle, and he said I can get insurance about that sort of thing. So that night when I got back to the house, I checked it out on the internet and signed up for it. I've had two incidents since I signed up. One was on the water heater and the guy that they sent out called me right after I made the claim, and he was here within 24 hours and I had hot water 40 minutes after he got here. That was very good. The second incident was when my heating went out and it turned out that it was a faulty switch. The repair guy told me what to do and I replaced it myself. I'm very pleased with my experience with both AHS and the contractor that they sent out.

Water dripping from the ceiling was the first clue of the problem. My fix was to place buckets in strategic places and then call Home Shield. Their recommended repair company was prompt to respond and had the leak fixed before my bucket was even partially full. The cold water line to the water heater had developed a leak in the cut-off valve. It was replaced and the area cleaned up by the technician within 30 minutes. Great job.

Stove has electronic switch that allows for customer to utilize 'clean cycle'. Tech poked and probed with screwdriver and switch popped out allowing customer to set clean cycle. Tech did not want to order new part, but customer insisted when tech could not get stove to allow 'clean cycle' a second or third time. Customer had to explain how stove racks were removed. Kept forgetting to reinstall all screws when unit was put back together. Found several screws on floor after they left that I later put into the stove side panel.

The handle of our faucet just fell off. The use of it was the only way of getting water in the kitchen and I was having plenty of trouble getting meals and cleaning without it. The phone had stopped working and so we waited for a day and called for service. The person on the other end of the line was so kind and helpful, I even forgot the broken fingernails from working the faucet without a handle. We were called within an hour with an appointment to get it fixed. He came and we checked out the faucets on the computer. We had to pay extra for an upgrade but it was all worth it. We had wonderful service and we love the new faucet and met a new friend .

I was told my American Home Shield that my plumbing, electric, air/heat systems, wiring, appliances and other miscellaneous types of things were covered in my house. I had had them now tell me that they do not cover certain types of plumbing, heating/air systems and so on. I have also had several times that they send people out here and as soon as they see that they have to go under my house to repair something, it is suddenly not covered or they say it is too tight for them to get under my house or any of probably twenty or so excuses that they can come up with not to do the work. I NEVER had this problem with any company that I was paying outright for the same jobs. Also, the money that they take from me every month, along with the $100.00 service fees is actually more than I was ever paying when I was taking care of all of the repairs on my own without their "warranty"!!
This company lies about what they cover when you are thinking of using them to cover your house and then change their story when it actually comes time to get repairs done!! They use sub-standard companies that are either not qualified to do the work or are too lazy to do the work!! This has happened to me for the last time today and when I called to cancel my policy, they refused to even give me a cancellation number and had to go into my office and get my tape recorder and record the person to make sure that I even had proof that I cancelled my policy today! This is also a very large red flag with companies that are trying to defraud people!! Be aware!!! American Home Shield is NOT a company to get any help with!!!

I have been a client for many years and I have been in my home since 1990. When I experience a breakdown of any of my appliances, water heater and toilets as well as electrical problems, I call and they immediately respond with a local solution. I am immediately contacted to set up an appointment. We have senior citizen living here and they even respond faster knowing that. It is rare, but if they have to come back because something still is not working properly, they immediately return until we are completely satisfied.

Service was scheduled promptly and the repairman was very thorough in checking the frig to ensure it was only the fan that went out causing the thermostat to operate intermittently and thus cause the fluctuating temperature issue with both the freezer and refrigerator portions to stay at the proper temperature.

Our area of NC had its first serious freeze in a couple of years. I heard an unusual noise and stepped out into the garage...into water! I hadn't any idea where my main water cutoff was, but a teenage girl next door suggested by the water heater, which proved to be correct.
I called AHS and she asked me if a pipe had frozen and burst. "How do I know? It didn't tell me anything...I'm just standing in water. And I don't know where the cutoff is to stop it. I have a huge garage with 3 PackRat pods of stuff--mostly in cardboard boxes that do not fare well when soaked--and I have to stop the water!!!" She said she would call a plumber and they would call me back with his number when they knew when he was coming.
I talked to my neighborhood handyman who came over and found the cutoff to that pipe in the garage and told me we have a plumber in the neighborhood. So I called AHS back (who had, over an hour later, not found anyone to help). I cancelled the not-yet-assigned plumber, and the 2nd AHS rep did inform me that my area code had a huge number of just such calls right now. She went on to say that "Acts of God" would not be covered--and a pipe that burst by freezing was an Act of God.
Considering that God didn't make the pipe that burst, how is that an Act of God? I appreciate knowing the reason I'd not been called back and went to bed, furious that a burst pipe is considered an Act of God. If that pipe burst because it rusted through--and since God created rust--would that also not be covered? I'd really like to know just what God decides to force ME to pay for.
If the roof leaks? Or does it have to be a strong wind that makes the roof leak? What if the crawl space under the house floods? What if a tree falls on the house? Did God push it over? How do you determine that? Something visiting at night is digging up my driveway. Is that an Act of God? Or the Act of Raccoon? Is the damage from the raccoon covered by AHS?
If my washing machine leaks and floods out the house...I assume I'm insured for solely AHS stopping the leak. Am I covered for the damage caused by the water? No, that's probably covered by my homeowner's insurance. I have a LG washer, bought since I moved here in 2010. It ties my clothes into tight knots that almost take a knife to untangle them. Does AHS care about that?
My upstairs heating system, which has been serviced regularly, shifts itself and causes the heating unit to be loud and bothersome. Does AHS cover this or is this God shoving the unit? I'm not just being flippant or facetious. I would like to know where God ends and AHS steps in. I notice that this form ends with a customer service evaluation. I would give the first rep a 2, and the 2nd a 5. But because I do not wish to rate Customer Service as being Satisfied, I will rate a 2, Dissatisfied"Value" of what? This experience? Not having any help from AHS on HOW for ME to turn off the gushing water? Value of my policy? Never mind...all of them rate an Angry. Same evaluation of "Coverage."

I am concerned about the time span the vendors will contact you. Example: During the ice storm my heating unit went out on a Thursday and I call the following morning for service which was an emergency. No heat and cold. I ask for service gave them information and was told sorry could not see me until Monday. Two people were making appoint mrs and time conflicted. I spent thousands of dollars for a new unit with nothing from American Home Shield. I am about to drop this company.

I was surprisingly pleased with the service I received. There were 2 repair men, one came from 4 hours away and the other from almost 3 hours away. I was very impressed that they traveled that far for a service call. I was also very impressed with how nice, polite and informational they were. I know you probably hear it all the time but I truly was impressed with the service I received. It was my first service call so I was expecting a run around about making a claim, but not at all. I would recommend this service and I have to several family members and friends.

There is no plumber available in my town. I called and three days later called again only to be told that there was no plumber within a 25-mile radius to repair my water heater. I had to call. I got no call from you about there not being a plumber available. I had to find one on my own.

I have rental property with tenants residing in it..... There were more than 3 occasions where we called for service and the tech was not there between the times stated, misdiagnosed the reason for my calls (speaking of the technician) OR they just didn't call or show up until way after the times stated. On a particular instance, a tech decided to then call around 6pm after waiting at the rental property all day from 8am to 5:30p which was not good. None of it seems to make sense. I have put in several request to be called by a manager, the technician or anyone who is able to assist. This has been going on since December 23, 2013..... I'm so uncertain about the techs that are being dispatched out. Also feeling uncomfortable about the service or lack of for the money I'm paying to my home warranty.

We have had AHS for 13 years and have been extremely pleased (duh). They are partnered with top of the line people that always stand by their work. We haven't had any call backs due to bad work, just other things to do out of our own pockets. AHS always follows up within 24 hours. I can honestly say that the repair people do too.
Having asthmatic children makes us a rapid repair order. It is a huge help that they understand our need for speed on heat & cold... a hospital isn't where we want to be with super sick boys. I can tell you, we aren't the easiest people to please, we've been burned before by repair people. AHS stands behind any and all people they send to our home. It is a huge weight off our shoulders not to have to worry. We will continue to use AHS as long as they exist... I'm hoping for a long, long time.

I've been with AHS since I bought my house in 1992. Though the premium and service co-pay had become quite expensive, it's still worth the peace of mind knowing that somebody is at your beck and call if the unexpected happens. So far in my 21 yrs with AHS, there was just one instance wherein I was not happy with the contracted company's service to fix my A/C unit. The technician came multiple times to fix my unit to no avail. So when I reported the matter to AHS and talked to the supervisor on duty, he was kind of rude to me on the phone telling me that I'm not privileged to just change the company that services my A/C. But though the supervisor was not pleasant verbally on the phone, I received a call from another company the following day that came and fixed my A/C in one visit. But overall, I'm still very satisfied with AHS that's why I'm still with them hitherto, going 22 yrs now. Thank you.

Found "water" seeping out from under kitchen cabinet and determined that it was not an incoming leak since I couldn't see any source of the leak. Called American Home Shield and they were able to send a plumber out in 2 days who determined that it was a drain leak. After calling in a company to open the area to give access to the drain pipe, the plumber was able to repair the drain pipe.

We called in a Service request on Dec 31, 2013, and are still waiting for a replacement for our microwave. It is now February 6th and we have been told it will be another 7 to 10 working days. Service was horrible to say the least. Home Shield will place the blame with the company they contracted with and the company they contracted with will place the blame on Home Shield. The consumer is the one who loses out, and we were required to pay an additional $117.00 to replace the microwave we previously had. Shameful, absolutely shameful.

The company called me, arranged for a premise visit to analyze the problem. Came out, went into the attic and found the problem. Afterwards, advised me the ducts covering had dissolved and both areas needed replacing. Arranged for a 2nd visit and replaced the defective ducts. Also advised me that I had a thirty day window to call them if any problems occurred. Tested the areas before departing. It was easy and relieving to deal with them!

We were having the first of a string of cold fronts coming through Central Texas when our furnace went out apparently sometime on Friday night but due to GREAT insulation, we didn't notice till Saturday night. On Sunday morning we knew it wasn't coming on and I went to the website and put in a request for service. Our appointment was confirmed to us on Sunday evening and our furnace was repaired on Monday and we were toasty warm on Monday afternoon. Great Service!!

I had the warranty but when offered an opportunity to purchase preventative (insurance) I jumped at the chance. For an added amount I believed that this coverage would be best for us as our unit aged if we catch any problems early then the unit will last longer and I will not have as many actual breakdowns! I'm still waiting on AHS to make a decision about this oven. I was told by the repairman the oven was too old and some of the parts good not be replaced. The repairman told me to get a pair of needle nose wire pliers to take out the oven bulbs because the bulbs were breaking off in the bulb receptacle when you tried to take them out. I was also told to cut off the power to the oven because they didn't make the receptacles anymore. I told the repairman I thought that was dangerous. I called Greenway and explained the situation to them and I was told they had to wait for a response from AHS before anything further could be done. Needless to say, I'm still waiting to see what AHS decided to do about this matter. Maybe you can find out what AHS' decision is concerning this matter.

I have requested 2-3 times for the same problem. The thermostat is not responding in my opinion. It's supposed to keep the temperature constant and it did that while the HVAC person was here. Today I finally got a gas delivery, so I'm calling the HVAC person tomorrow. The thermostat was set at 70, the temp got up to 76. I put the stat back to 65, the fan went off and has not come back on, I guess, because the temp is still reading 75. I'll see what happens as the evening progresses.
