Submitting claims with American Home Shield is fine. The reps were knowledgeable and courteous. However some of the contractors they have are not satisfactory.
The contractor I had for the dishwasher was just atrocious. The first time they came, they flooded the floor! They said “It’s okay to run it till I come back with the part.” Well, we ran it and it flooded the floor. The next time they came back, they didn’t have the right part. They had to come back again. The next time they came back, they put the wrong part in. They said it worked and they left. We tried to turn it on. It didn’t work. The fourth time they came back, they said, “Well, I don’t know what’s wrong.” So I said, “Just get out!” and I went and bought a new dishwasher.
Problem was the next time something came up (we had a problem with our waste disposal unit) they referred me the same contractor. I said, "You have to be kidding! I do not want that contractor." I said, “There’s no way." "How could you have them on the list and how could you refer them to me?” So I complained and we got a different one and they got us a good one and it was very good. The guy was perfect. He came in and fixed it. No problem... on time. It was just excellent. So overall experience is good but AHS should take that contractor they sent for the dishwasher off the list.

We have always been able to rely on American Home Shield to come through for us whenever we have experienced a need for home repairs covered under or warranty. The best part of being an AHS customer is in the knowledge that we know they work with some of the best plumbing, electrical, etc repair companies in our area and we come to rely on that excellent level of service. Keep up the good work AHS.

A service request, for heater not working, was placed over the phone on 12/11/2013 AM with an AHS representative that was very courteous and eager to help. With my recently submitted claim for the pool system, there was an issue with a broken ball bearing thing and they fixed it. They got the issue resolved. But I had a bit of a do-si-do with my washing machine - I went back and forth with that for a while. It took four visits over about three weeks until they figured it out. But now it's fine. So things have gotten ultimately resolved and it's all good.

I've been a loyal American Home Shield customer for several years. However, in the last 6 months, their service has gone downhill. It took 2-3 months to send an electrician to my mother's house. The reason for the wait I was told was they have few contractors in my mother's area. In contacting them about this and other issues at my mother's home through email, they have not been replying. Therefore, you have to call waiting anywhere from 15-60 minutes on hold. The current issue is their a/c contractor informed me today my upstairs a/c was fine. However, my downstairs a/c required a coil and drip pan repair. When I asked whether it was worth leaving the upstairs a/c on, I was told it would cool only the upstairs (because of the type of coil my a/c has).
The tech asked if I wanted the upstairs a/c off, I said yes as I have bad knees and trouble with stairs so he went upstairs to turn it off (or so I thought). I left the house and when I came back I heard a fan running so I went upstairs and found the a/c still on and a leak on my ceiling. I contacted the a/c contractor and expect a call on Monday. When I called AHS, the customer service rep didn't understand why I was calling them. When he finally understood, he kept repeating the damage was not their responsibility. It was the responsibility of the a/c contractor and AHS would not assist me in dealing with the a/c contractor. Hopefully, others are having better luck.

The problem that I had about electrical, it’s okay. It’s no problem -- They come and they order the parts. When they come back, they fix it... The only problem that I got with American Home Shield is on the particular problem with my heating. They had to reschedule it four times. So every time they do reschedule, I have to take the day off because there should be someone at home. And of course if you take day off, you're not paid.
When they rescheduled the third time, the guy said, "You don't have to be home." Then I said, "How about the check?" Because I haven't issued a check yet. He said, "You can mail the check, then we'll just show up there." So I mailed the check. But then the following day, he called and said, "You should be home because we have to fix inside the house." ??? Next time maybe they have to make sure that when they come, they have to finish the work.
Furthermore, when they completed the problem, they issued us the invoice and it says there, “No charge to the customer.” But the Home Shield sent us the bill for that $75. So I tried to get in touch to that company, the CSS, and last week, it looks like their phone is not working. So I called AHS too and explained it to them and they said, “We’ll try to get in touch to the CSS and we’ll see what happens.” I have the copy of the invoice that they issued to us.

Phone people are incompetent and not honest, rude. Didn't represent Home Shield. I would fire them if they were my employees. Completely disgusted and unhappy. Have told everyone about my dissatisfaction with Home Shield. Spreading the word as much as possible to keep friends and colleagues from using this dishonest service. My hot water heater went out sometime Thursday May 8, 2014. We had storms all day Thursday and when I could not hot water I thought that the pilot had been blown out. Since we had the storms Thursday I did not check the pilot until the next morning. When I went out in to garage to check, my garage floor was covered with water. I called American Home Shield and the rep was very nice and said that since there was water everywhere, she would report the problem as serious. She gave me the name of Vacon Plub. and said they would call to set up an appointment. Later that afternoon since I had not from anyone I called. I was informed that they did not have anyone available and that my policy was for would end 24-hour service. I call American Home again and got another plumbing co. Still no response so I call this morning and the voice message was that working hours Monday thru Friday. Again I called Amer. Home and the very nice rep. and he said that he would help and someone would call and let me know when I could expected service. It is almost 2:00 and haven't heard from anyone. I am really disappointed with your service. It looks like I will go the entire weekend without hot water..
Hi Charles, I would like to reach out to you and further assist with getting this problem resolved. Is it okay if I contact you? Please provide your covered property address.

I submitted a repair request for a circulating pump on my tankless water heater because it was intermittently making grinding noises that indicated to me that it was/is possibly going to break and I was concerned it would cause more damage if that happened. I was told by AHS that their policy is not to replace anything until it completely fails. My feeling is that is like saying you won't replace a tire with a bulge in it until it blows out, possibly causing an accident. I am in the process of paying to have it replaced outside of the AHS insurance policy.

We moved into our new home in December 2013. We immediately had AHS come look at our hot water heater. It was looked at 4 times before the only service tech in our area determined and actually told us their best guess was that the hot water heater was failing because of a secondary issue. The plumbing company has terrible BBB reviews and is not reputable. They are licensed, but not of any good reputation. As of 5/2 our hot water heater issue was still unresolved. In fact it finally quit working completely. We had to hire another company to come out. They said it was old and had no secondary issues. This is a licensed company in our area with a good reputation. We submitted all the necessary paperwork to the claims review department and now AHS refuses to honor the diagnosis of a company, this company we had to pay out of pocket to come and make a real diagnosis.
This is not one of their companies so this reputable company's diagnosis holds no value to AHS' terribly rated service company they will dispatch. They told us our hot water heater case was closed and would not be covered. We have no other opportunity to talk to anyone about this. In fact the last man I spoke with today ended the conversation by saying, "We hope you'll be more satisfied in the future. Have a nice day." Click. He hung up on me. If you live in a small town DO NOT do service with AHS as they do not have enough companies they contract with to ensure that you will not be the one left out to dry like we were.

On March 10, Grants Pass Plumbing came out with the proper tank replacement after he had about a week (or so) earlier came and inspected, assessing replacement was needed. He was most careful removing the old tank (had a few rooms and doorways to negotiate) and putting in the new one. He was also very patient and professional with my asking questions, watching how he did things (more for my education as opposed to any sense of inspection), and giving me care tips and support. Overall, an excellent experience. This work and service brings added value to the AHS brand.

My house is a new house (less than 3 yrs old) and got all good kitchen appliances. Just took American Home Shield 5 months back just to make sure we are covered for any issues. Last week I had a minor issue on cooktop and called these guys. They sent one repair guy. His first conversion was it will cost me $75. I said fine, that is what I agreed with AHS. Then we went to kitchen and showed the problem. It was a minor issue and this guy could not figure out and started banging on gas burner with his hammer.
I was surprised and saw the burner. It had lot of dents. I asked him what was going on. He said there may be a gap between burner and gas pipe. Once he is done banging with hammer, the issue became bigger. Now this guy went outside and sat in his car, ate some burger and came back and said, "AHS won't cover this" and he said he will repair it for $496 (excluding $75). I was shocked. I am seriously planning to complain about the damage this guy did and planning to talk to my attorney. Good thing is my home security captured what he was doing.

Absolute waste of money as nothing is covered. Air Conditioning condenser shuts off three nights in a row but begins to run mid day. Can't repair/replace unless unit is in failure. Not in failure when the service person comes and no option for a night call (even volunteered to pay for evening visit). Finally get them to come in the morning during failure (on the third try) and decide it is the SmartZone Controller $950 and not covered under warranty. Call manufacturer company and two local contracts $544 is their price for board. Call my own second opinion and it's the fan motor, board is fine. Call about the fan motor being covered and well... that isn't specifically listed. It would have to be in failure and a reason why the fan motor is going out! Bottom line useless and absolutely no help with alternatives. Had in and out air for a week. Finally just paid out of pocket which I'm sure is their intent!

The repair was completed quickly & friendly. The problem I had with this experience was going online, told I should call in and then not having it treated as an emergency after all. There is a disconnect between online customer service and telephone customer service apparently. I used my time to go online and then to call in. It should be a one-stop-shop. I have two houses with AHS and the customer service sent the tech to the wrong house when I called for a service for my AC unit. They sent it to the house that I didn't call for it. And I paid for it. When I called back to see what happened, they told me they will listen to that call and I will receive a call in the next 3 business days and it has been for almost 2 months, nothing yet. I got tired calling back, they sent the tech again and the tech didn't even fix it. Never called me to tell me what was the problem so I am very mad, sad with the service. That company that AHS sent to my house just stole my money. I have been with the company for a very long time and I was happy but after this nightmare, I just want to cancel both contracts.

I have had a sizeable leak in my house. The plumbers that were sent could not locate it so a leak specialist was called in. Another day went by before he came and found it. Another day has passed with no follow-up from plumber... 4 days of water leaking at an alarming rate and I am waiting on your contract plumber when I could have had a local plumber here and be on the road to fix it. So the ratings don't reflect the finished job since it is not completed. But both have told me that the warranty will be extremely limited for the repair and I will owe much.

Submitting a claim was excellent. They were very helpful and very professional. I called first to make sure that it was something that was covered. And we had the highest level of coverage that you can take out with American Home Shield.
I would highly recommend it to anybody considering it because the times that we have used it, it has really come in helpful and its been very beneficial. It sounds like a lot of money up front but when you start looking at the cost of repairs and dealing with contractors and stuff, it more than takes care of itself. The contractor they sent was excellent. He was very professional, very courteous and he had a great personality. We had to call and have the smoke alarm, fire alarm discontinued. I've been assured almost a year ago when I signed up with two contracts for two different homes that I'd get a rebate card worth $75 each. Ask them where that is and they give me excuses on why I don't have it and to basically hold my breath until I receive it. Wed. 10pm noticed water coming up through bathroom tile grout, buckling up laminate floor in hallway, flowing like a river from under the foundation out the side of the house. Turned off water. Called Thurs. indicating plumber would need to have leak detection per homeowners ins. Fri. plumber called to make appt but did not have detector. Sat.1 0am plumber came, but his detector was broken, but would report to AHS if detection was needed. Hello?? Water coming up in multiple areas and we can hear it flowing under the floors. Mon., homeowner's insurance inquiring on status for leak repair. AHS awaiting report from 2nd plumber. Homeowners brings in their own detection company that reports two major breaks in the line (but doesn't cover plumbing).
Tues. I called to speak w/ supervisor who was helpful and brought out 3rd plumber within 4 hours. 5 hours later, plumber arrives and gives me estimate for 1 leak (could be more). AHS informs me that the total est. would be $1330 plumbing repair + $175 detection fee since they wouldn't honor insurance detection report. I know my policy max is $1,000 and I would be paying over $500 (since the est. was only for 1 leak). At this point, I am frustrated and call to speak with a supervisor again to discuss my options only to be told the person would need to fill out a form and it will take 24-48 hours to get a call back. When I asked to speak with someone else, she put me on hold for 17 min. so I hung up.
I'd been speaking with 2 other supervisors and I decided to cash out. So basically 7 days later, I cashed out but not before they told me they were reducing my benefits to $760 because they charged me $240 for their plumber's leak detection service. I paid my $100 service fee and the math just doesn't add up. I also had to pay the other plumber for detection.

I was disappointed to see the service rate jump from $50 to $75 in a matter of a couple of years. We've been using AHS for a little while now and for the most part the Contractors have been good. We've had one situation (dryer) where we continuously had to call the back for the same work and ended up paying again and again because it had fallen outside of the short window. That was very frustrating, especially since it was the exact same problem each time. It was never fixed correctly but after spending all that money again and again we decided to just forget it. Lastly I would say that your policy of requiring a credit card on file for 12 month payments is ridiculous. I do NOT like giving my credit card because I've had bad experiences in the past with them expiring or being compromised. I was very annoyed that the customer service lady basically told me to suck it up because your policy is what it is! So much for customer service. I do plan on looking into other warranty service options out here just to ensure there aren't better options and conditions elsewhere.

The unit did not go get looked at for 3 days. (I don't know why it took long for me to get contacted by BPG to get approval to continue process.) More than a week would pass before the unit was accurately repaired. In addition, the repairman, at times, did not want to speak to the property manager and the HOA people, which in my observation, had he done so, the proper unit would have been replaced in a more timely fashion.
It is imperative to my husband, Juan and I, that we have responsible people respond to our unit needs especially when it involves our tenants not having air for more than a week in the midst of 100 degree weather. In the future, if something requires our approval/attention, I would like to get notified at once so that the process not falter. I can be reached by phone if this requires more investigation.

I have used AHS for over 10 years and 8 out of 10 repairs are a nightmare. They have poorly trained and nearly illiterate people answering the phones with nasty attitudes. They sound as though they are paid by the phone call, since they blurt out quickly and inaudibly their scripted telephone answers. They have had too many changed repair companies and all of them complained about the lousy reimbursement time and how little they pay out for the customer, telling the repairmen what they can and cannot replace, while premiums continue to escalate and the service call from $25.00 each to $75.00. The rare times I actually got someone with a courteous and knowledgeable demeanor, the service went smoothly. My AC compressor went and they use all after market or refurbished parts, plus I have to pay $880.00 out of pocket for Freon and compressor removal.
My unit is 15 yrs old and they told me unless it is 25 yrs or more, they will not replace it. They will, however, continue to repair them over and over with my expenses and aggravation of no AC repair for weeks until they sort the paperwork and order old used parts. Some racket, huh? When I called they tried to push me to repair or cash out immediately when I asked to get a second opinion and a day to get back to them. Weighing the costs I opted for a new unit, but I am waiting over 3 days for the cash out amount they were pushing on me! Calling 7 times in 2 days to tell them I was emailed by AHS that they ordered the compressor without my authorization, I was being shoved from one to another incompetent person, and then back to Customer Service when I got the right party. Frustrated, I hung up.
Today I get an audible, intelligent person who says it was shipped, refused by the installer and the good news is I was not charged a re-stocking fee! Really? I am still waiting for a call as promised for the cash out, which is probably a low figure. I do not recommend them for larger appliance repairs. I dropped my washer/dryer of 15 yrs since they keep band-aiding them instead of replacing them at $ 75.00 a service call. This will probably be my last year with them. The cost of annual premiums and service calls outweighs the value, add the insulting CS reps without any professionalism, I think I'm out. Shopping for others like GE or Sears blanket plans, now.

In the year that we have had AHS coverage, we have definitely utilized it! In the year we have had it, we have had the HVAC system repaired, the built in microwave required 4-5 visits (but only had to pay the fee once as it was all recurring within the same time frame), the ice maker fixed, refrigerator drawers replaced, and a plumber to fix the drainage between the dishwasher and disposal. We have been pleased with each of the repairs and the companies that made the repairs. They have all been professional and courteous.
The only drawback of the coverage is that it does not cover secondary damage. My air conditioner leaked through the ceiling and onto the carpet under the intake vent. While the warranty covered the repair to the air conditioning unit, it did not cover the ceiling repair. This is addressed in the information about the warranty. Just be aware of this so you do not purchase with a false understanding of what is covered.

The repairman was out the next business day as this was not an emergency as it was warm and we had shut the furnace off. The repairman was prompt, checked the furnace - fixed the problem and was gone in less than an hour. Great Service.

American Home Shield is a life saver on my wallet. We average 3 repairs a year and that in itself pays the annual in premium in savings on those repairs. Everyone that owns a home should have coverage with American Home Shield. This last 2 years customer service has been top notch! Value wise, they save me money in the long run. I do miss the $25 and even the $50 co-pay but even at $75 they are saving me money. Coverage is great. I just wish they covered our indoor hot tub. This year they have even been sending us local service people which is a wonderful plus. I love that that supports our local area and I get service in a timely manner! We received a different company when we bought our home. That was so bad so when it came to renew I chose American Home Shield! If you want the extra protection for your home and wallet along with peace of mind, Get American Home Shield! We are glad we did!

We had the air conditioner go out at our residence and it just started making this loud humming noise and the fan wasn't spinning on the outside unit. We weren't be able to make the claim until the following Monday because offices were closed. And then by Tuesday they had a specialist come out and look at it and the specialists were able to repair it within that same day. The contractor was really polite, professional, was on time, called ahead, said he would be there within fifteen minutes. He looked at the unit, within 15-20 minutes had it fixed. It was a pleasant experience with American Home Shield considering the circumstances of losing air conditioning in Louisiana.

A-1 Service from all parties. I have complete confidence in American Home Shield to take care of my service difficulties every time. My last problem was the duct work coming away from the vent in a bedroom. It is a little eerie to look down and see daylight in the air vent. This means that anything under my house could get into my house. That is very scary because I really hate spiders and they love to live under my house. Big 3 LLC was assigned my job and took care of my duct very quickly and efficiently. They came when they said they would. They called ahead to notify me they were on the way, and they worked an appointment around my schedule. The serviceman was fantastic. I will always recommend American Home Shield for their service, convenience, and affordability. This wasn't the first time I have called them and I know it won't be the last.

My most recent claim was for my garbage disposal. The other one that was more expensive was the shower valve. The water pressure had been depreciating for quite a while 'cause it's maybe 7 months and it just got to a point where it was like standing in the slow rain. I finally made a call on it and the guy came out. It was perfectly fine. The customer service was very professional and knowledgeable. Everything went well. The contractor was very personable and professional. He was very well dressed, very mannerable. He kept me up to date as far as what was going on and asked me if I had any questions or concerns or anything like that. Now it's wonderful. American Home Shield was great, very financially beneficial.

My "fix" to be strung out over 3 months but the repairman, John, was unfailingly courteous and helpful. Now the air conditioning is on the fritz but I'm sure John will come back and fix that too. I thank AHS and its providers. Whenever I hear of someone having house difficulties I give them the litany of "Get an AHS warranty, then your troubles are minimized!"

Back in February, the fan motor on the air conditioning had kicked off and so the house wasn't heating properly so I called up American Home Shield on Saturday and they had a couple of technicians lined up. Using the internet the first time, I did it wrong. I listed two systems being broken and I only need the one contractor so they cancelled the one contractor and another one came out on Monday. It took them until Wednesday to get the parts. I thought the contractors lacked in personality.
They came out on Monday and it was Wednesday before I had it fixed. They left on Monday and they said, "We're gonna go see if we can find the parts. We're gonna see if we can find the right motor. This is kind of an old unit and we'll get back to you probably tomorrow." Wednesday morning came and went, hadn't really heard anything. Wednesday late morning they had showed up. They said they had the wrong motor. It was too big to fit in the housing on the air conditioning unit. The motor was right but the casing was wrong so they had to go back and get another one.
By Tuesday, I felt like they should've been able to call me up and say, "Hey, sir, just wanted to let you know this is what's going on." For crying out loud, I'm living without heat and I got family. I got my two-year old son here and my wife is pregnant and I'm kinda wondering on Tuesday what's going on. I didn't get a call until finally something came out on Wednesday. I felt like they could've been a little bit more proactive with just a courtesy call, let me know what's going on. But they finally got the parts and got it installed and everything was working fine. My experience has been very positive. I'm glad I have it.
You can go for years without having a claim and then finally something happens. But it was kinda nice knowing that good thing I went with this warranty program because I don't know what this is gonna cost. I just got out of the Navy in November, I don't have a job right now. I got quite a bit of savings saved up but until I find a job, I'm living out of savings. So it was nice having this warranty service.

When we renewed with AHS early (Nov 2013) we were promised a $75.00 voucher to be used with an order. I have contacted AHS and was promised on 3 occasions that the voucher would be sent in the mail; however, after being promised it was being taken care of, we have yet to receive it and have had to pay 2 service call fees. Maybe someday/year this will be rectified.

I bought an LG washer/dryer all in one because I only have space for a single unit. After 6 months it started leaving the clothes WET, not lightly dewy as is to be expected from this sort of dryer, but sopping, dripping wet. It was under warranty and over 4 months they sent out repairman after repairman from 3 different local repair services. They replaced every component as far as I could tell, but NONE of them fixed the problem and it was finally declared a lemon. I got a refund and bought another unit.
Then, when my new machine started doing the same thing the other one had done I thought, "GREAT! Here we go again! Only THIS time it's not under warranty!" But, I had American Home Shield this time so I called them. They sent a repair ticket to Sears who sent out their guy. He first drained it, then watched it for a bit, spoke to me about what I'd been seeing and then said he knew what the problem was and needed to order a part. Well, with the exception of draining it and watching it, this was a repeat of before so I asked, "What it is?" He said, "It's a stuck intake valve. It happens sometime with new units. One of the valves sticks open and keeps adding water, even in the dry cycle. It's an easy fix, but we need the part."
Well, the OTHER repairmen had never replaced the valves - or even considered them as the problem. We got the part in, he replaced it and POOF! all well. It's been working perfectly ever since. American Home Shield obviously screens their repair people by quality and not simply cost. I highly recommend them to anyone for new or old appliances. Thank you for giving me back my machine.

We contacted AHS on Monday that the AC was not cooling. They sent a service man on Thurs who was unable to do anything because the AC was on the roof of my 2 story condo. We waited, and called for the next 24 hours, and they were unable to find a company to work on the AC on the roof. We called one AC company on Fri who sent a repairman out immediately, with a Ladder, who determined the problem. AHS was unwilling to authorize that company, and were still unable to find an AC, and would not approve the company we found on our own with one telephone call. We had the AC repaired by the company we found, and will be filing a legal claim against AHS. 10 days with no AC in Houston is quite difficult - and AHS was not concerned a bit . I would never recommend this company.

We have had numerous problems over the years with our heat pump, AC, etc. This time, during particularly hot weather, our air conditioning unit quit working. I called American Home Shield and very quickly, I was notified by a contractor that he would be out post-haste! He came, realized the compressor was not working and ordered the part; as soon as it came in, he was back and installed it in an hour and a half/two hours. He came very early in the morning to get the work done before heavy rains moved into our area. We are again experiencing hot weather and having our air conditioning working is wonderful!

When I purchased my townhouse, the seller included a home warranty through American Home Shield. Each year, I have renewed the warranty solely based on the peace of mind it gives me. I've seen so many friends deal with the expensive replacement of major items in their house and I love knowing that I don't have to worry. So far, I haven't had any major breakdowns but my garbage disposal started leaking. I put in the services request online, quickly received a phone call to schedule an appointment and the next day it was replace - all I had to pay was the service charge. Great first experience!

I am seriously dissatisfied with the American Home Shield's $10 limit on Freon. I placed a service call on 4/28/14 and the technician found several leaks on my system and had to recharge my system with 5 lbs of Freon @ $45/lb which cost me $225 in Freon alone. The service fee of $75 should cover everything. I will be doing some comparison shopping of other home warranty companies.

The work was done in a timely manner and no more leaking faucets!! Because both items were under the same work order I only paid one service fee. That made me happy, too.
