We moved into our home and had an immediate issue with the shower and tub. We were able to use the AHS service online (which was very handy!) and schedule an appointment. The contractor (Preferred Plumbing) contact us within 24 hours to schedule a visit. The contractor then called before coming out to the house and showed up on time. Very friendly and courteous. Ernie (the plumber) was able to resolve the issue quickly and was outstanding to work with. Highly recommend this service. We also had an issue with the Laundry Sink faucet handles. While he did not have the part on his vehicle, he scheduled another appointment within the same week - same professionalism and timely service. We were very grateful for the AHS service and the contractors it uses. Additionally, the offers that AHS has are also a great deal. We will be using the plan to purchase additional furnace filters at a lower cost. Highly recommend this service for homeowners, especially first time homeowners. A lifesaver! :-)

My home warranty program through AHS is the worst!!!! Customer service is non-existent. The repair techs are not professional, rude, mean and downright scary! Run from using AHS. They are a money pit. Every month billed for a warranty plan that is worth nothing and they don't care. They just continue to bill your credit card!! BIG WASTE OF MONEY.... I wish I had read the reviews before purchasing. I am now in a legal battle with this company for not properly installing a water softener... And on a pool issue the repair tech put the circulation lever in wrong. Plus used the wrong 0-rings etc which I paid my ex-pool company to come out and fix their screw up!!
Hi Daniellle, I apologize for the inconvenience and will forward this feedback to the appropriate department that handles contractors. I would like to have a case manager review any invoices that you have concerning either service issue. Would you mind if I have them give you a call to discuss this matter?

Horrible, horrible experience with AHS!!! I feel lied to and taken advantage of!!! Before we decided to sign up with AHS, I asked lots and lots of very specific questions about my air conditioner because it's 12 years old and we started having problems with it last year. I was told numerous times that it would be covered and not to worry! Every year since we have owned the house we have had our units serviced and maintained! Well the a/c stopped working and I put in a service request, the technician came out yesterday and looked at the unit. He said he was in a hurry and couldn't stay, he asked for the $75 service fee, and said he had to talk to AHS before he could make any repairs, and that he would call us in a few hours to let us know what is wrong with the A/C.
Guess what, no phone call, but I did get a phone call from AHS telling me they were denying the repairs based on the technician. He told them there was abuse and pet urine on the unit that should have been seen and fixed a year ago?! What abuse?!! I asked the customer service rep what exactly she meant by abuse to the unit, and how I was supposed to know there was pet urine? She told me that it would be noticed on visual inspection??
I am not an A/C repairman, how am I supposed to know this and I've had the unit serviced EVERY year with no mention of this alleged "abuse and pet urine"!!! When I asked her about the contract stating repairs would be covered regardless of age of the unit or pre-existing conditions, she told me they wouldn't be covered because they should have been fixed a year ago! Again, WHAT?? So even though my contract states repairs will be made even if there is corrosion, rust, pre-existing damage, etc. MY unit will not be covered because why exactly? The only reason she kept giving me was because it should have been fixed a year ago. I didn't have a contract with AHS a year ago, and the company I had service my unit did not tell me there was a problem, so how could it have been fixed a year ago!!! I feel like AHS is just wants to take your money and not fix items that need repaired!! Even though the contract specifically states they cover the problems!!! Beware, this company is just out to take your money!!! I am going to contact my attorney!!
Hi Tiffany, we would like to see if we can assist with this request issue. Would you mind if I have a case manager take a closer look at this request and reach out to you to see if something can be done?

I submitted a claim to American Home Shield online and it took not even 10 minutes. Then I got an email saying who's the company that will be servicing it and everything. Then the next 10-15 minutes I got a phone call from the contractor and asked me when I'm available. The people who came in and fixed it were awesome. They were on time, punctual, courteous as well so I don't have any complaints at all. It was outstanding, a very expeditious service online.

I called AHS in a hurry, on the way out of town for the day. My refrigerator was warm and all our food was going to spoil. I didn't have my contract with me, but AHS had a simple system to track our account (thank you!). She gave me the name and number of the contractor being assigned and though I took notes in the car as we drove down the freeway (I was in the passenger seat :)), I had an email confirmation on my phone before we even hung up!!! During the same half hour, the contractor called me to schedule our appointment. At first, she could only offer 2 days out. I told her I was concerned that we would lose most of our food if we couldn't arrange repair sooner. The contractor company bent over backwards to arrange a next day appointment. We were so thankful.

Property Address is **. I bought this property in 2002, and for the last 11 years, I have been contacting American Home Shield Home Warranty every year at least twice a year about the same problem with unit. And every time they send the same Greenway company and charging me $75.00 every visit and not repairing nor fixing the problem, what they are doing is bandaging the problem. At this point, I call the company on 8/21/2014 to speak to a supervisor. The rep tells me that a supervisor is unable to talk to me. I advise the agent that I am having the same problem twice a year about the same problem.
They're unwilling to replace my unit, stating that if it is manageable to be repaired, they will do so, but before they replace the unit, they would have to have tried everything. OKAY, it's been over 10 years. What more do you have to try before I am able to have this unit replaced? This business does not have a problem deducting their payment out of my checking account every month. The point is I am tired of calling this company about the same problem and it's not done correctly. Supervisors won't call back, no good numbers to call corporate. I will keep sending e-mails until I get this problem taken care of with this company.

I have been a customer of Am. Home Shield for 14+ years. I have had very few calls over the years. Last Friday, I called on my refrigerator. No one called me back for repair so I swapped out refrigerator to garage with one which was working in my kitchen. Finally Wednesday I called the repair place to see if they were going to come out. They set up an appt then. When they got here today, they said it was a compressor and they didn't work on compressors and another company would be called. Within ½ hour my husband got a call. "You’re not covered. Your refrigerator is in the garage. Only if they are in the kitchen are they covered."
We explained we moved it because we needed something working in the house. I called Am. Home Shield back. Spoke with David and he transferred me to Leroy. Leroy was adamant it is in garage, no coverage. I again explained I needed something in house working so I moved it out into garage but will move back in for them to look at. He kept saying, "I will read your contract to you, I will send your contract to you, and I am not going to transfer you nor help you anymore," basically. Then said "If nothing else"! I said, "You are going to hang up on me????" I will be looking for a new company and recommend you run away if you're considering Am. Home Shield.
Hi Molly, I would like to have a case manager contact you in regards to your refrigerator service work order if that is okay?

Submitting a claim to American Home Shield was very, very easy. It was done through their website. I did that right after I discovered that the air conditioning wasn't working. I got a call first thing in the morning right after I submitted that claim. The only issue that I had with the contractor is that they called, again, the next morning, which is no problem at all; however; they said, "Well, we can't get to you for the next 24 hours." That day happened to be a 114 so they need to have more than one contractor on calls, because that can be an emergency out here in Arizona. Once the guy got here, it took him 20 minutes to repair it and now everything works fine. AHS promptly filed the claim. The issue would be more on the contractors and/or maybe to hire a few more people out here during the summer.

I have been so very pleased with people AHS has sent to my house. They have all been very professional, friendly and knowledgeable. They took care of my problems efficiently and quickly when possible. The problem I had with my oven took a couple of months to complete, but it wasn't because of the technician. AHS, of course, wanted to repair the problem and it took 6-8 weeks to determine that repair wasn't possible. Once that was decided though, replacement was done quickly. They weren't able to fix my toilet because there was a tiny piece missing that I was not aware of. Not their fault, but frustrating.

I had a plumbing issue in January which rendered our toilets unusable. I waited an entire day and into evening before a contractor showed up and once he did he was already disgruntled about the time. He actually had me help him with his work! He could not fix the problem and appeared very ready to get out of there and did not seem to want to help us solve our problem. He suggested another contractor who was out of network and I ended up calling them that evening to see if they could come that night. They were unable to come until next morning and once they did it took the whole day to discover a broken pipe under the slab. I tried calling American Home Shield several times to ask if this contractor would be approved and I never received a satisfactory answer or sometimes no answer at all. I called earlier this week to try to resume resolution and I have not received a call back after I was told I would. I am seriously considering canceling my contract.
Hi Melody, I can have a case manager review this service request. Is it okay if I have them call you to see what options may be available for this ongoing issue?

I will try to be brief, but at this point AHS appears to be a shame with automatic denials. 8-15-2014 put in a call for septic injection pump not working. First Plumbing Company showed up 8-18-2014. Plumber didn't know what he was looking at and was "not qualified to work on hardwired pumps". AHS called to tell me it wasn't covered when I had specific coverage for the septic injection pump. Escalated and to someone that appeared to understand and they spoke with their supervisor whom both agreed it was covered.
Plumber number 2 showed up today (8-20-2014) and replaced the injection pump. At that point he discovered that there was "something wrong" with the discharge line to the lateral lines. He would need to either dig it all up or put a camera in to see the blockage.
The plumber notified AHS and after he told them it would be up to $2,300 to replace the line (although he doesn't know what's blocking it at this point) they decided it wasn't covered. I spoke with the AHS gentleman and we went around in circles so I asked to speak with another supervisor. I called the number and received "Valerie". I explained the situation and Valerie immediately said the same thing. I explained to Valerie that it is covered and read the information directly out of the contract "Clearing of lateral drain line stoppages up to 100 feet from access point including accessible clean out, p-trap, drain or overflow access points". At this point she stopped me and told me that Lateral Drain Lines are under the house and since mine are septic drain lines they are not covered. I asked her to please google a septic system and she would see clearly that Lateral Drain Lines are always outdoors, by definition.
She scolded me and told me that I was wrong and Lateral Drain Lines are always under the house. I gave up and asked to speak with her supervisor and she then told me that she was the supervisor (seems like everyone is a supervisor at AHS) so I asked to speak with her boss. She reluctantly told me she would have one call me in 48 hours (making a week without septic/plumbing)!
I will update here after I speak with their "supervisor". Otherwise I will get this fixed and let my attorney speak with the supervisor to reimburse me for a covered item and refund the balance of my contract (10 months).

I'm real happy with American Home Shield and the people that they send out. I have had them on two different houses, and they're always very courteous and I have not waited, in the three or four times that I've ever had them, more than 24 hours. One time they did not have the part and the contractor came back the following day, but there was no problem with it. The last claim that I had was for a leaky faucet in a guest bathroom tub, which is also connected to the shower. In April, I had a plumber here who did various work on replacing some washers, etc. and that was one of the things that he supposedly fixed. It's not a bathroom that is used unless we have company normally. We had company, and it was not leaking since the previous gentleman had fixed it; however, when it was used the first time by our guest, it started leaking, real bad. I called American Home Shield that day because we couldn't turn it off. They assigned it to someone and they came out the next day, probably within 24 hours, and he changed the spring on it and fixed it and we haven't had any trouble since. Our guest was here another two or three days and there was no trouble after that.

This is my 8th month into a yearly contract with AHS and I have had it. They constantly send contractors with one or two star yelp reviews to fix the issues. First time the contractor charged me $3 extra for paying with a credit card. When I told AHS about it they said it should not be and there has been no follow up. Second time the contractor had no idea about customer service. Outrightly rude. I have an enclosure for the ac unit. I understand that the contractor was not supposed to look at the unit without proper access to it. But does that mean one talks rudely. It was as if I woke him up from deep slumber to get him to my home. Then they charge me for his visit. I called up AHS and requested to speak to a manager to which I was told someone will call back in 24 hours. It has been 7 days and there is no response. Today another contractor came in for a water leak and asks me 'do you have a ladder?' Am I supposed to provide the ladder?

I have been with AHS for a few years and have been a faithful loyal customer with constant payments. Recently in July, my AC has gone out and here it is Aug 20 and has yet to be fixed. They sent one company out, who wasn't great at all, that I paid $863.00 for freon and they replaced the compressor and something else only for it to go out again. Sent another company out and now the coil has gone. I and my property manager have been calling AHS to get an update only to find that the part was just ordered on the 12 of August.....REALLY! This is totally unsatisfactory that they have waited this long to order the part with and expected delivery date of 29 Aug! I expect more from a company of which I am faithfully paying every month without hesitation. I would think that their reputation and them dealing with enough companies that they could get parts much faster. They need to think about how their parts dept is being run and if you can't change the people "CHANGE" the people! DISSATISFIED!

Our Air Conditioner started blowing hot air one Friday evening and it was getting pretty warm in our mobile home. Thank goodness that we have American Home Shield. My husband is a heart patient so he couldn't be without the air conditioning. So I called American Home Shield right away. I explained our situation of the work request and also of my husband's heart condition. The young lady I was speaking to was very understanding and said she would make every effort to get it taken care of A.S.A.P. I was so thankful to her. We got a call within a very short time and the owner of Advantage Refrigeration assured us they would take care of us.
He ask if first thing in the morning would be ok. We agreed since it had been raining and it wasn't quite as hot as it would have been during the day. A young man called us the next morning and said he could come on out and hopefully take care of our problem. He arrived, was very clean and very professional acting. It was raining and we were having thunder and some lightning. He said if the lightning got worse he would have to stop. We agreed. He got to work immediately and before we knew it he had it fixed. All of a sudden the air conditioning started with a problem. I filed a claim by internet and it was easy. I made a follow-up with the technician appointed and there were no issues. We scheduled and agreed on what time window was and the technician showed up on time. Although it was a little bit difficult because of course it was not an urgent issue so they couldn't come right away and where we were reaching the 90's very fast. So it was a little bit inconvenient but we understand that there's a delay in the process. What is really convenient is when the air conditioner started failing it was during the night, and we detected that during the night. The fact that American Home had the webpage and you can log in the stuff is awesome. We don't need to wait for somebody to pick up the phone. Even if they worked 24 hours, I don't need to pick up the phone, I can do it by webpage. So now our AC is working fine and there's no issues whatsoever.

Although it took them some time to resolve there was a person (Lenice?) who called and worked between myself and contractor. Due to the lack of progress thus far i actually was prepared to cancel the warranty and considered that i will be on the hook for the payment to the technician.
However in the end the contractor agreed to AHS that it was their mistake for not calling out this as a uncovered item and agreed to not pursue the payment for the service anymore. I am hence upgrading my rating to 3 star. i am deducting 2 stars for the occurrence of the issue and the time and explaining it took on my part to convince AHS that this was a miss on their/ technicians part.

I had a pretty bad experience with AHS this summer. I became a customer in June. Here is my story. I submitted a ticket on Sunday for AC service. I called them on Monday to add furnace service to my existing ticket about AC. The AHS agent took the information down. The technician came on Tuesday to fix the AC and furnace. He performed service on AC and furnace without informing me whether it was covered or not covered. He just took the service fee + Freon costs and left. The next day someone from AHS calls and informs me that the furnace service was not covered because it was pre-existing issue. I called again to discuss and argue but the person on the phone was saying that according to section so and so, it is considered a condition that preceded the contract. When I explained it didn't as I just found out about it, the agent didn't believe me. So basically I am being called a liar. Now they want to continue to say it's not covered when they never said anything when I scheduled the service or when the service was performed. I didn't authorize the amount that the contractor spent doing the work. Very disappointed. Worse than my previous warranty company that I thought little of. I can't believe a company with such policies even exists.

Two weeks later, that part did not function properly so I called them again and they sent somebody else out two days later, and he put in a new motherboard. So far, it's working but it's acting up again. There were no problems submitting the claim and the contractors were fine. They knew what they were doing and they did what they were supposed to do. My experience is typical of the worst. Scumbag contractor comes to house. Misdiagnoses problem, returns two more times with wrong parts. Discovers his error and wants to charge $800 for non-covered repair work that is not required for the repair. I've been in construction all my life... I know a few things your average homeowner does not. AHS refuses to send an alternate qualified contractor after I tell the first one not to come back. Despite not being able to tell me section and paragraph of the contract that prevents another contractor AHS tells me I only have two options. Take the first contractor and pay the $800 or take $505.00 and hire my own company. This of course AFTER I have already paid the first company's service charge. AHS is the worst. AVOID.

But I wish we had another plumber besides Action Plumbing, because they're not very professional, don't work well with people and talk ugly to you. I deal with them because that's who they send to us, but I don't care for them very much. But in four years we have had one replacement (garbage disposal), one repair (drier) and this past few months, a major replacement (water heater). Not only did we make the right decision financially, the people the American Home Shield contracts with have been terrific. That is worth a good deal, especially in trust and quality. We had just closed on the home the Friday before this incident. Apparently we had an electrical storm that caused some issues. And the fan started running on the air conditioner which caused it to burn out. It was operating fine when we moved in, but a few days later it was having challenges. I telephoned American Home Shield and they took down the information. I did not have the policy in hand - I just had the information from the closing escrow documents - and there was no delay in them bringing up the policy and getting everything taken care of. They told me that someone would be getting back to me within 24 to 48 hours. Later that evening, someone gave me a call, that person that they chose, and made an appointment for the next day and came out. He knew exactly what was wrong with it by my description of what happened. He came prepared to fix it, and had it fixed in less than 40 minutes. It worked fine and we've had no incidents. We just had a couple of different thunderstorms and no issues whatsoever.
American Home Shield did an excellent on-time performance. It has made life pretty easy after that. We had to sleep under the fan in the living room that first night. It was 97 outside and 87 in the house, so it's pretty warm.
I've used AHS in the past. They've always been very, very professional. I was in real estate for just a brief period of time in California, and they were my first choice when I would recommend a policy to my buyers. I've always thought that they did a very professional job in dealing with the contractors and the contractors with these people using this service.

I feel that your plumbing contractor, Draingo Memphis, inadequately completed work for me on June the 27, 2014. The plumber checked 3 outside faucets and fixed two. I asked which ones he fixed and he told me the one on the front and the one on the side of the house. He said one didn't need work. However, all three were leaking when I placed the service request. I noticed the leaking faucet and my water bill was high for the month of July. When I checked the 3 faucets, one was leaking. When I called in the request I reported the same information.
When the plumber arrived I said, "You fixed this one and it's still leaking." That would have been the time for him to say, I didn't fix this one and I'll have to submit a new request. But that wasn't his response. I was totally surprised to receive a bill and learn he turned it in as a new request. I'm not sure if he is dishonest or didn't do an efficient job of checking and fixing the faucets or if he would be penalized for having a redo. I assume you have to decide which of us is telling the truth. Either way, I am requesting that I not be billed for this service and that Draingo is not called to complete work on my home on future.

Last summer, AHS sent someone out 6x for AC repair. This June, I requested AC repair and paid $420.00 for Freon, plus a $75.00 fee. Last June, I paid for Freon. Therefore, I asked the technician to test for a leak. The tech claimed to have tested for leaks and reported none. However, 8 days pass the 60 day warranty period, I called AHS with the same AC complaint. Due to an 8 hour open window for service, I requested a different vendor. Since I had an 8 hour window in June, required I take a day off work. The new technician advised the unit had several leaks. Also, he commented that since the unit was serviced in June, the latter technician should have detected the leaks. Also, 2 months was just enough time for the Freon to leak out. In fact, he advise this would be included in his notes for AHS, and I should receive a call the following day for a resolution. Four days passed and no call from AHS.
Therefore, after I followed up the vendor hadn't submitted the report. Finally, after 3 phone complaints the contractor/owner called, not AHS. He advised the cost of the repair would include $420.00 for Freon and $75.00 service fee. He denied his technician made any such comments and advised if so, they were not included in his report. When asked if he would speak to the technician, he advised no. But stated, if I wanted the service let him know. AHS, has offered to absorb the cost of the service fee only, citing since they use contractors, their office has no way to dispute with any contractors, since they are not contractors, but only hire outside contractors. Besides, I was outside the 60 warranty window.
Thus far, in a 3 month period, I would have paid $990 for AC service. Apparently, the unit needs to be replaced. It's been in the home since 1989. However, AHS refuses to replace it or absorb the expensive Freon cost! The cost for AC repair has most certainly exceeded the yearly contract cost. FYI, 2 other local companies not with AHS, replaces Freon for $40.00 per pound, not $70.00 like AHS 2 contractors. I'm disappointed AHS, don't seek out at least with AC repair, companies with more affordable rates. Particularly since you expect the customer to pay for Freon!

The thermostat starting showing inside temperatures of 78-82 degrees despite settings as programmed for two-plus years where A/C is set to go from 72-76 degrees. We called AHS right away. Three days later, on August 4, 2014 (Monday) the Vendor, Automatic Control Corp. (Vendor) came to the house to investigate the issue. Vendor determined that the capacitor was broken and replaced same. We paid $100.00 check, issued to Vendor’s principal name, not entity, and obtained a receipt. Vendor mentioned that while capacitor was broken, there is a slight possibility that it could have been broken due to a surge from lightning. I explained to Vendor on the phone that home has full surge protection by the electronic company and that no other appliances shut off, including major and minor appliances. Vendor left and A/C began cooling again.
On August 8, 2014 (Friday), I again noticed home was hot when we returned home at 5:30 p.m. and immediately notified AHS. We explained that this was an emergency because we have a 23-month only toddler and the house was steaming. AHS had I were on phone for two hours, and nothing was resolved other than an offer to have the Vendor return next week. Ultimately, AHS ordered to have Vendor to return to see the problem. On Saturday, August 9, 2014, A/C still did not work. On Sunday, August 10, 2014, A/C still did not work. On the morning of Monday, August 11, 2014, the bedroom was cool and the thermostat showed a reading of 74 degrees with a request for 74 degrees.
Vendor came to home on August 11, 2014 and went to compressor. Vendor noticed that compressor fan was blowing hot air and pipe to house was cold and sweating. Vendor checked Air Handler and there was no leak. Vendor also verified whole house surge protection. Vendor said nothing was wrong and therefore there was nothing to fix. Vendor then said that the A/C units are only meant to run at 78 degrees, and no cooler. On August 11, 2014 and August 12, 2014, house slowly cooled, but not to full temperature. DCB texted Vendor but received no response. Then A/C started working again.
On early morning (4 am) of Friday, August 15, 2014, home was 78 degrees but thermostat was set for 74. At 7:30 a.m., I again contacted Vendor and then spoke on the phone. Vendor even said the unit may be dying, but there was nothing he could do until it fails. Vendor also said that DCB was unreasonable to want the home cooler than 78 degrees. DCB explained that for over two years, there were no issues and that system is 6 years old. I wait to see if AHS can figure this out as now yet another weekend will pass without A/C. I hope they do the right thing ASAP and get a vendor out even during off hours to fix the problems.

American Home Shield, in order to resolve an issue where mistakes cost me $800, agreed to refund the $75 for the service call. I was told on July 6th that I would receive the refund in 14-21 days. Today is August 13 and I was told today by a supervisor, that they expedited my request and the check is scheduled to be mailed the week of September 8th. Howard (the supervisor) offered no solution and refused to acknowledge that "the week of September 8th" and the word "expedite" should not have been used in the same sentence regarding a refund that should have arrived the end of July. They will not tell you who their boss is. When things don't go right be prepared that there is no 1 to escalate the problems to. They do not do what they say they will do. While they have my home address and my home phone number, I don't even know who "they" are or where they are so there is nobody to complain to if anyone doesn't do their job because they have complete anonymity and no accountability.
I would say American Home Shield is a rather dishonest company who makes promises they have no intention of keeping. They simply take the money from your account and give you empty promises in return. Any company who will not provide any other contact information other than a toll free number to the under staffed phone bank is operating dishonestly and should not be trusted. Before you purchase a product from American Home Shield try to Google who the CEO of the company is. They are hiding, no doubt.

I've been with this company about 10 years and wasted a lot of money last year. I had my AC working on several times. One time man told me to take some break, clean spray it on the outside unit and hose it off, which I did. They told me it needs to be replaced for lack of maintenance in the attic which I knew nothing of. They told me that unit outside had to be replaced because dogs urinate on it. I've been living here 11 years and never had a dog. I got the female pug five years ago. They came out today which is August 14, 2014. The man told me that the condenser coil is corroded and starting to fall apart. Coil corrosion is due to a cleaner being used and not cleaned properly. Now how can this go by a dog urinating on it to chemical cleaning it? Sounds like to me y'all just don't want to pay what needs to be fixed. I just upgraded my system. I will give a week or two for someone with authority call me back or to get in touch with me.

This past July, I came home to experience a horror beyond horrors. During one of the hottest days of the summer so far, my A/C was not cutting on. A feeling of panic set in and I started imagining the worst. I wanted to go online and enter a claim but I needed to hear someone's voice for reassurance, so I called AHS and made a claim. The responsiveness of AHS far exceeded my expectations. I received a call from a contractor that scheduled an appointment for the next business day. I was impressed. On the day of the appointment the technician arrived at my home on time and immediately went to work. To make a long story short, within the span of 3 hours, he had diagnosed the problem and replaced the motor in my A/C which made me and my family extremely happy. AHS, keep up the excellent service. I recently had a water heater go out in my home. I contacted AHS on a Thursday afternoon and they had a plumber out the following day. Plumber informed me I needed a new water heater and that I could expect it sometime around Wednesday the following week. This time frame was unacceptable to me having a wife and two small children. It's completely unreasonable to be expected to go without hot water for almost a week, not to mention unsanitary (dishes, laundry, bathing etc.). I was told the reason for the delay was because my request was coming in too close to a weekend. So AHS must only have 1 plumber at their disposal and he doesn't work on weekends!
I placed multiple phone calls to AHS to state I wanted to seek a private plumber to expedite things. I couldn't get a straight answer from anyone on what amount they were willing to reimburse. Each person I talked with gave me conflicting information. I was finally called back by AHS, on Friday evening, but it was only to tell me I would have to come out of pocket around $450 for code upgrades with their plumber and the work still wouldn't be completed until Wednesday the following week. I again stated this was unacceptable and asked what I could expect to be reimbursed for installing a new water heater through a private plumber. I was told another dept handled that. I don't understand how you can ask me for $450 for upgrades not covered by my plan but then not know what the total amount of your plumbers bid was.
After getting nowhere with the multiple AHS reps I was trying to get information from, I sought my own plumber and got my water heater replaced. I did my best to keep costs reasonable because I didn't have a figure to go on. I had now paid not only my deductible but also paid for the water heater to actually be replaced. I was finally contacted by AHS on Wednesday (the day they stated the install would occur) and they were only willing to reimbursement $621. This barely covers the price of the water heater I had installed which was comparable to the one that went out.
I asked how they came to that figure and was given a laundry list of line item prices for permit ($60), new hot/cold water lines ($38), code upgrades ($250, AHS max payout) leaving the remaining total for parts and labor at $273. How could a standard consumer even come close to finding a plumber who would charge $273 for parts and labor? The answer is you have to be an insurance company to get prices like that.
AHS has created a false sense of security by selling me a home insurance policy and then only honoring that policy on their unreasonable time frame. Their customer service is unhelpful, uninformative and questionable at best. Consumers take out home warranties with the expectation that their service calls will be attended to in a reasonable time and not made to wait. The CA civil code Sec 1941.1 deems a property uninhabitable without running hot water for renters, AHS merely sees this as "an inconvenience". All I want is to be reimbursed for my reasonable expenses less my deductible. I don't think that's unreasonable to keep a long time customer happy. I'm sure I have paid in more in policy charges and deductibles than the cost of this water heater!

As a 20-year customer of American Home Shield and the complete home warranty, I am greatly disturbed to report that over the past many months, I have attempted to get my a/c repaired. My a/c has not functioned correctly and consistently since the end of last summer 2013 and I cannot seem to get help! I am hoping that by reaching out to each of you personally, that you will help me! Below is some history of my account and many attempts at assistance:
Aug 10, 2014 A/C. Not cooling; blowing, but hot air only. Ryan (my tenant) sent a text 8/9/14 @ 8:14 p.m., explaining not cooling and that it has been going on for 4 months since he has been in home. He has seen same contractor and problem persists!
8/10/14. I called AHS and spoke with Robert @ 10:32 a.m. to report AC not working. Robert placed report. I told him of the previous diagnostic report from Ins Repair Svc stating the AC needs replacement but Robert said no such report was recorded! He said would put in an urgent repair for this fix but asked for me to hold, then disconnected me!
8/10/14. I called AHS again, after being disconnected, and spoke with Schawanna @ 10:55 a.m. regarding my A/C repair report. Explained to her also the history of my account and the history of TRYING to get my AC repaired for MANY MONTHS! She said she would try to get a hold of a repairman that would commit to coming to my home within a reasonably short time frame. If she was not successful at receiving a return call from the 1st contractor, since it was a Sunday, she would call me back.
8/10/14. Schawanna @ AHS -- 11:15 a.m. Schawanna called to let me know that she still had not reached the contracting company but had left a message. She said she would continue to try for 1 hour and if no success (which would be 12:15 p.m.) she would call me back to let me know, then she would try contacting a different contractor.
8/10/14. After not receiving the promised return call from Schawanna I called AHS AGAIN and spoke with Claudia @ 3:30 p.m. Now 4 hours into my attempt and no further along, I had to go through the entire story. She said she would assign my work order to a Case Manager who would call me by Monday. I shared my one concern about that, and that was by assigning my work order or case to a Case Manager, that I did not want ANYTHING TO CAUSE my repair to take any longer than it would already. Claudia assured me that it would not but it would only make the repair go quicker. I agreed to that. Claudia said I would not hear from a Case Manager that day, since it was a Sunday, but would hear from them by the next day, Monday.
8/11/14 I called AHS at 10:11 a.m. and spoke with Joselyn. She said they did have a work order placed and assigned to Ins Repair Svc (which is the same repair company that has been repairing my A/C each month, all summer long, as well as last summer also). In addition, Joselyn verified that the computer did show a Case Manager would be assigned but The EARLIEST I would receive a call would be 48 hours! Not Monday as I had been told! but late Tuesday, but most likely Wednesday, at the EARLIEST!
8/11/14 Adam, Insurance Repair Svc 10:51 a.m. I called the AC repair contractor and spoke with Adam. His question was why had my AC diagnostic for the new AC replacement not been processed yet? I was in shock! I went through all of the below listed dates that I am providing you with, and of course they are NOT ALL LISTED. Jerry, the AC tech had submitted the diagnostic report last month on my AC unit directly to AHS stating the necessity for a new unit! I explained that AHS said none had been submitted and that I was told that Ins Repair Svc had dropped the ball. Adam said he would investigate! But, the earliest date for THIS repair would be the following day, August 12!
08/12/14 Jerry, Insurance Repair Svc. came to the house, took pictures of the unit and found the AC unit to be inoperable. Jerry spoke with my tenant (Ryan) and said he had submitted a report to AHS about the need to replace air conditioner. Also told Ryan that the AC is shot and cannot be fixed (his words). 8/12/14. Austin, Ins Repair Svc 3:10 p.m. I called the contracting company and spoke with Austin to make sure I have all of the information on the diagnosis he had received from the tech, Jerry. Austin said Jerry had returned and said the AC was unable to be repaired. Austin also said that Adam was looking into what is needed to replace the AC.
8/12/14 Jerry returned my call at 5:15 p.m. to inform me that he had taken pictures of my AC and would be providing them with his report. He said the AC was unable to operate and had holes in it! (I think he said hole in the compressor. Not sure though, as I am not well versed on ACs... that is why I have an AHS contract, and have been an AHS customer for 20 years!!!) I thanked Jerry for taking pictures of my AC to show AHS and he said he knew how important it was to thoroughly report to insurance companies. I asked about how long it would take for AHS to get the report. He said AHS should get it later that evening so I should be able to call by the next day and talk to someone.
8/13/14 Joyce ** @ AHS -- 3:30 p.m. -- I received a call from Joyce @ AHS, Customer Relations Dept, 866-343-5674 Ext # **. She said she had received a report from Rick @ Insurance Repair Svc that on each month of the summer, May, June, July and this past August, every service call required NO freon add And NOTHING was wrong with my AC on any of the service calls (though it had been only blowing hot air before they came, and when Jerry left, blew cold air!), and that the customer just wanted an upgrade on her AC. Wow!!!
So my question to Joyce was, why then when I called because my AC was blowing only hot air and the same technician Jerry came out, he looked at it, fixed it, and turned the air on, it blew cold air? I also read from my iphone the text messages from months back, May through now, from my tenant, explaining in detail, of the hot temperatures in the home, despite the AC setting, then my replies of the calls to AHS. Then their reports of Jerry's repair visit and his finding a leak, the a/c blowing cold air once again. Then the next month the same story, but again repeated! This current repair of yesterday, Jerry stated both to me AND TO MY TENANT that the AC was unable to even be operable enough to turn on much less to blow cold air! Jerry said it had HOLES in it, and took pictures of the unit. Jerry's words were, and I quote, "it is shot and it needs to be replaced" and that he was writing up a report that would be sent to AHS.
Jerry also said though that he had written a report last month after he came out on the repair in July! I told him about the conversation I had with AHS and that they said they never received it. Joyce, in AHS Customer Relations, confirmed that AHS never received that report. With Joyce on the phone, so she could hear my call and confirm the conversation, I called Jerry, though it went to his voice mail, and left him a message asking him to call me back. That I would like to ask him a question about the AC we discussed yesterday. That I understood that he said my AC had holes in it but wanted to know if he thought there would be any way to repair it or get it up and running and about how long it would take to replace it. I worded the message like this only so that Joyce could hear my reply to Jerry, using the same information that he originally gave to me just the day before!!!
Joyce also attempted to get Rick from Ins Repair Svc on the phone, but it too went to VM. Hmmmm Joyce asked me that if Jerry called me to see if I could get a conference call with him on the line and her office. I told her I would DEFINITELY try but explained that after MANY attempts of contacting AHS, I am always (no exclusions) on hold for extremely long lengths of time and transferred often, so attempting to conference Jerry in without him feeling uneasy, would be very unlikely. Joyce did give me her direct line though as of today (8/14/14) I have attempted to call her 4 times, and never reached her, only left messages! I have had my phone with me the entire day, so that I would not miss her call. Though Joyce did call my tenant to see if he had Jerry's phone number, which I provided her yesterday. This WHOLE THING looks FISHY TO ME!!!
Tenants will need to be staying in a hotel due to extreme heat in home for extended days w/o AC!!!! ! Jul 21, 2014 A/C Not cooling; blowing, but hot air, Contact AHS. Repair set for Jul 22. Spoke with Ins. Repair Svc to make sure they report diagnosis to AHS! A/C is breaking every few weeks!!! Insurance Repair Svc Company sent a report to AHS (verified Jerry & Adam of AHS) diagnosing my AC and stating a new AC was required! I never received a call from AHS regarding this!
Discounted Tenants Rent $50. Jun 16, 2014 A/C Not cooling; blowing, but hot air. Text from Ryan to tell same repair co that it is doing same thing that it was before; blowing but only hot air! INS REPAIR SVC CO ASSIGNED TO JOB! 6/17/14 -- STILL NO APPT (Called AHS, several times, on hold forever! Called Ins Repair Svc and would not return call). 6/18/14 -- STILL NO APPT (Called AHS many times, on phone for hours!!! Called Ins Repair Svc and no return calls!!) 6/19/14 -- FINALLY!!! May 22, 2014 Not cooling; blowing, but hot air. May 24, 2014 AC repaired. Every month of 2014 Summer --- Air Conditioner Repair!!! In addition -- approximately October 2013 -- A/C was blowing hot air; broke on a Friday evening. Could not get a repair service man out until Monday, even though AHS said they put in for an urgent service call. Because of seizures, my family drove to Springfield to pick me up and take me home with them! By Sunday, temperatures dropped significantly in Springfield, MO enough so that the AC could not be repaired/checked the following Monday! I have been fighting with my AC since last year to get it properly repaired! Now, the entire summer of this year, also!
More than ever, I am confused, concerned, and now suspicious at the differences in stories between the servicing technician that has been attempting to repair my a/c all summer this year and late last year and their company representatives that report final diagnostics and the AHS representatives I have spoken with about my AC repairs!! There has been nothing short of a constant tug-of-war at repairing/replacing my AC. I cannot help but ask myself was AHS the home warranty I should have chosen for the PAST 20 YEARS? That's right, look me up, if you question this! At each home I've owned, I have always purchased AHS believing it was the best home warranty: Springfield, MO (current); Wentzville, MO; Nixa, MO; Springfield, MO; finally Jacksonville, MO. A CUSTOMER FOR THE PAST 20 Years!!!!!
Tomorrow, temperatures will be in the 90s and will remain in the 90s for the next week, without air conditioning at **! I suffer from seizures and is why I've always maintained AHS both to maintain cooler temps in the home I occupy AND to manage the stress of a home I lease while I am not, until I return. I HAVE a home warranty paid 6 mos in advance, but question why! Will any of you listed above HELP ME? PLEASE?? ?

So far this year, I have had to call a plumber for a blocked main line, a garage door repairman, have my a/c unit replaced, and washing machine replaced. Thanks to American Home Shield I have not had to come out of pocket for the repairs except the $75 copay. Plus they give you the option to either repair or take the money and replace in case you want to upgrade to a newer item. Also, I have the confidence of knowing I will not have to pay more than the $75 copay for a repair unless I choose otherwise and want to upgrade. I would like to start by saying I have had AHS for 17 Years. Never late on a single payment and have paid over $8500.00 to AHS in that time. 5 years ago I had a problem with my AC unit, AHS sent out a technician who found it to be a bad compressor. They repaired it and everything was good until 5 years later. AHS sent out a tech to determine the problem. They told me the compressor was wired backwards and it was installed improperly. When I called AHS about this they said they don't cover improperly installed equipment. THEY WERE THE ONES WHO INSTALLED IT 5 YEARS AGO! Luckily I took photos before tech showed and after proving they changed the wires on the compressor so when power was turned on to the unit it would blow a breaker. This releases AHS from accepting the claim due to improper installation.
When I called to express what I found to AHS I was sent a second tech who of course found the same problem and reported to AHS who denied my claim again. I now am in the process of reporting this to the BBB, and the building department to expose AHS and the contractors they use. So beware, save your money and fix it with a licensed contractor you trust.

Therefore, I called AHS explained the situation, described the air conditioner, and was told that it was covered. Therefore, I paid the $125 service fee to have a contractor go to the unit and make the necessary repairs.
I was called by AHS that evening and was told that the unit was NOT covered by the warranty. So, I paid $125 for nothing and still do not have a working air conditioner. I called AHS to discuss the situation and was basically told, too bad, it is not covered. We have 5 residences covered by AHS. This is the second time AHS has been called for warranty work. Both times were less than satisfactory. One more bad experience and we will cancel all 5 policies and find another company.

Each time a repair service person showed up, they were very courteous and appeared very knowledgeable. I have recommended a number of my friends to be a part of AHS. Whether they did or not I really don't know. However I personally am well satisfied with the service and will remain with AHS. Thank you.

I am very satisfied with American Home Shield. Excellent service from the very first phone call to customer service to make a claim to the repair services sent to your home. The last few months, I have had major appliance issues. The problems were all handled in a very timely manner. If the appliance could not be repaired then American Home Shield would replace the appliance which could not be repaired or could not find the part needed with a brand new appliance of equal or better. This home warranty company has saved me thousands of dollars. I will be a customer of American Home Shield for life.

I have had to use the service four times; my washer, dish washer and sink, no hot water and my breaker box. My washer would have been almost $300 to fix plus service call - it was Sears repair, quick and hassle free. My dish washer motor went and it took three trips to solve the problem and would have been in excess of $500 to complete the service... He was great! My hot water took two trips and specialty parts for this is a manufactured home. The guy had us up and running in a weekend... We had put it off for years fearing the expense. The last could have cost us our lives... The circuit breaker kept popping... The whole box, wiring and breakers had to be replaced for the electricity was arcing behind the panel. We paid $100 for each completed service... We are on a fixed budget. Without AHS, we would have been financially devastated.

I was very happy with AHS when I first started with the company. As the prices have risen, the service has lessened. I have used your service to repair an air conditioner a few times and a stovetop once and an oven once. You refused service to my garbage disposal. It cost me $75.00 for 5 minutes. The last time it was a thermostat problem instead of the AC we thought was broken. He was there 15 minutes and cost me $75.00. I need service again on the oven but hesitate to call - you might not fix it again. My nephew has cancelled his service because you will not cover the plumbing. I think you need to word your contracts better for the average consumer. We cover: 1. a specific item exceptions are: if it is wired into your home and not plugged in to a wall socket. I would have understood that. I went back and looked at the garbage disposal and it does NOT state that you will not repair it under those circumstances. I bought a new one. I wonder if you investigate the people you send to us at all. They are not as well dressed and professional as they used to be.

I have two houses with AHS warranties. One has had over 1.5 years with no claims. The other is relatively new. I called for the first repair needed and was shocked that they don't live up to their own contractual obligations in the contract they created (specifically the time to get a service person out there and other options offered). I am considering pulling both contracts and filing either a civil suit or an Attorney General's Consumer Protection case in each state in which each house is located. I have paid for many months where I never used them and the ONE time I call, they give me the run around and tell me that my service won't be performed for 6 days? They did NOT offer an independent contractor, either, and told me that they had 48 hours to find any contractor. Clearly, not the standards they advertise or that are embodied in their own contract, which they apparently choose to NOT follow at whim. This is one of the most EXPENSIVE warranty companies also, by the way, when compared to others. I am really not happy with their cavalier "We are not going to follow our own contract" attitudes.
Hi MaryAnn, I would like to contact you to discuss any contract issues you may have if that is okay?

I would like to start out by saying my wife and I are in our mid -sixties, with years of experience dealings by con games and con-artist. Years ago, we had the income to recover from bad workmanship & false promises. Today, we cannot take that chance with our limited fixed income, the high cost of repairs on our home, poor workmanship and the cost of health care and medication at our age. I believe even young people making money will have less money after dealing with the above scammers.
Now! Let me tell you the alternative and solution to being taken today in home repair: "American Home Shield". We have this year alone had Plumbing, Electrical, and Air Condition issues. All (3) of the companies with American Home Shield have been "Outstanding Plus"! They have worked to resolve the problems in minimal time and saved us over $2,000 in repair cost because we were under contract with American Home Shield. With regard to our Air Conditioner issues, that also gave us the alternatives in the future.
With regards to the plumbing, the fixing just (1) toilet and 1 faucet has reduced our monthly water bill $30. On one of the faucets, the plumber had to order part and kept us aware of the status of his return. On another, a kitchen faucet, he could have had us paying for a replacement at the local Home Depot, but instead had us call the manufacturer for a replacement because it had a lifetime warranty on parts. The company sent us a total replacement at no cost saving us alone $300. You can believe I give out this plumbing company name to everyone I meet, along with American Home Shield!
One more thing, by the time you diagnose the problems wrong, purchase the wrong parts, many trips and the cost of gas spent driving back and forth the Home Depot / Lowes, and the time spent trying to make the repairs. You could have saved lots of money by have American Home Shield as your partner. That does not count the time spent having your wife watching, and asking if you know what you're doing. And complaining about how long it is taking you, and in many cases letting you know days and sometimes weeks that the problem still exist, and when are you going to call some who knows what they are doing? Thank You American Home Shield.

AHS is a "heaven sent" service that allows me to sleep well at night. When I bought this property, the sellers already had this service and passed it on to us. The first time I had to use it, I realized what a blessing it was to have. The service is top notch. I have to say, even the phone service to request the appointment is easy to use. Whether you get a "live" person or you use the automated service, it is very user friendly as are the online/live staff. Another part of the service that I like and puts me at ease is that I know the repair company that they will send to my house, are professional, and will complete the job with excellence. That is my experience every time. So for me and my family, it is a win-win situation. I would recommend AHS to all homeowners looking to establish a relationship with a warranty company. AHS is the way to go! They make home repairs a breeze. The price is right, the relationship is outstanding and the service can't be beat! 100% the best.

She was able to contact them while I was in the phone with her and she was able to tell me an estimated call back from my plumber. The plumbing company, Wise Plumbing, was quick in their response and came out the very next day. I was pleased with the plumbing diagnosis that the water heater was leaking at the top and would have to be replaced. He removed the old, as well as the accompanying hardware, lines, and drip pan, and installed new peripherals as well as installing the new. He was efficient, thorough, and knowledgeable in his skill. He disposed of the old heater and explained how the new unit works and gave me the instruction manuals that it came with. He was friendly and personable. I'm a Realtor in Sun City and I bought a house with American Home Shield Warranty and am I glad I did. One Saturday, my husband called me at work and said there was water all over the bathroom! I said, "Call the warranty company." He couldn't find any of the paperwork so he called me again. I gave him the number but since I wasn't at home I didn't have our policy number. He called and afterward he told me a very friendly woman found us in the system and helped him immediately. He had to leave the house so he gave her my number.
Within 15 minutes, another very friendly woman told me a plumber would be out within 2 hrs. I asked her if they would call me and give me a heads up on arrival time as I was at work. She assured me they would. Within that 2-hour block of time, they called. I met them at the house and they assessed the problem. By the way, it was two young men, very clean and polite and they knew their job. They covered everything and without a lot of hesitation told me the problem and started to fix it. Within a half an hour, after they explained in detail what was wrong and how they were going to fix it, it was done! They cleaned up the mess which I appreciated and all was back to working condition.
I paid my service call and they were efficient and very professional for such young men. I was able to resume work within an hour. I was thrilled. If it weren't for American Home Shield I don't even want to know how far in debt I would be to the HVAC company right now. The previous owner of our home had never cleaned out the trap in the A/C unit/furnace in the utility room, only changed the filter once every 90 days. Less than 2 months after moving in, the trap was so full and overflowing that it soaked out carpet 3 feet out from the utility room. The HVAC company that AHS recommended had to replace the whole trap, drain pan and piping for cleaning it out. He also taught me how to clean it out as we are first time home owners.
