I had a problem with my toilets so I filed a claim with American Home Shield over the phone. The representative I talked to set up a time and everything was okay. The repair guy who came out was very polite and efficient. He looked at both of my toilets and he did some adjustments. They've been okay since then. I'm fortunate that I have not had to call American Home Shield very much to submit a claim. Occasionally, there have been a couple of different things there and I was pleased with the way it got fixed finally.

We are pretty new with American Home Shield and they are very efficient. We had a heating/cooling company come out and take a look at a possible leak in our furnace. It was our first claim and was very easy to file. The claims representative called to schedule right after I submitted the request and then they set the appointment and the technician came on time. The heater has been fine and no issues.

American Home Shield is a scam and will avoid paying unless the appliance stops working completely. I called them as over the holidays, 2 of my appliances began having problems - my dishwasher and my washing machine, neither of which are cleaning properly. Re the washing machine , the clothes are coming out with lumps of soap on clothes (I've been using the same top quality soap for years and has never had this problem until now). Re the dishwasher, not cleaning dishes properly. The tech came and said, they were fine and must be the soap I use for both. What an easy and convenient excuse. When I complained to AHS, the rep said that if they sent out another company, I would have to pay another $125. I won't be doing that, but nor will I be renewing my contract with AHS. There are enough of you out there that I can try another. When I find an honest one, I'll be sure to write a review.

    Reviewed Jan. 10, 2015

A neighbor convinced me that a home warranty was a good idea and so when I received an email from AHS I filled out the form and they called me. The salesperson asked me what items I had in my house to which I responded and I signed up for the warranty. I received the contract in the mail and after a cursory review, I noticed that all of the 22 items stated that they were "covered" with certain conditions. When I contacted AHS for a claim on my hot & cold water dispenser, I was told that it wasn't one of the "10" items that I requested to be covered. I called AHS and explained that I was not aware that only "10" items were covered as the contract stated that all 22 items were "covered".

Upon closer examination of the contract, it said that I had "10" items covered plus an additional "6" but the hot and cold water dispenser was not one of them. Even though I explained that if I had been asked if I had a hot & cold water dispenser I would have clearly said "Yes I do". I was never asked and assumed that it was like any other faucet or fixture in my house. Despite explaining that I was never told that it was a pick "10" and that I was never asked if I had a hot & cold water dispenser, I was told by various people at AHS that I was out of luck. The insurance was done over the phone and it presumes that the consumer is supposed to know all these different factors.

What's amazing is I found out that I should have been offered the 3x3 combo plan that covers all "22" items for only about $1 more per month. Although I stated that I should have gotten that from the beginning, that I would be willing to change to that now or even retroactively if necessary but was told that the hot & cold water dispenser would not be covered as it is now a "pre-existing condition". No resolution to my problem from anyone and I asked for AHS to review the phone recording of my order (it was only in Sep 2014) but because I was upset about the whole process, I canceled my contract effective 2/3/14 and because it is now in "canceled" status that they wouldn't review the audio. As I told AHS, even though I said that the sales order was not done properly or clearly and that the full coverage option was not offered (even one salesperson was surprised that it wasn't because it was much better), I was basically out of luck and therefore losing out on coverage. Any help or advice on how to resolve this?

Roy we are sorry to hear about this confusion concerning your coverage and the inconvenience! There are multiple warranties for our customers which gives customers the flexibility to have what the need covered and not have to pay for items that come with a manufactured warranty. Since you have already cancelled your warranty, you can contact our sales department to discuss the many contracts that we have for your state. Depending on what items you tell the sales rep you are interested in having covered and how much you prefer to pay for a warranty, the sales representative is going to offer you a warranty that closest fits the coverage need. You can call in to speak with our sales department at 800-247-4749 option 4 and a live representative would be more than happy to explain the different overages to get you the best one you need.

I have been an AHS customer for over 4 years. Since we purchased the service on our property in CA, it has been the worst service. First, I asked them to match my service I have on the property in AZ. They said they did - the policy information they send you isn't very clear BTW - and when we filed a claim on something that should have been covered, turns out they didn't match the coverage after all. I complained, and someone was supposed to call me back, no one has and now I am up for renewal. I am definitely searching for someone else for both of my policies. In addition, the quality of companies they use are all 1 or 2 star rated on the internet when you perform searches on the background. One plumbing company was supposed to fix a leakage problem and we still have issues. After trying to get it resolved I have spent so much time I am giving up.

He came and fixed it, and was out of my house in less than a half an hour - very quick job. There hasn't been any problem since. I’m glad that I have AHS just in case I do have any issues in my home. After being told that company does not do reimbursements, I posted this review. Within 2 days I was contacted by the company and was sent a check for my out of pocket costs. This could all have been avoided if AHS did this in the first place instead of waiting for a negative review.

    Original Review: Jan. 10, 2015

We had a no heat emergency at our rental property. I called AHS at 8:00 at night. I was given a contractor's number right away. Instead of waiting to hear from them, I called and was informed that they did not service my area. I then called AHS again and was sent another contractor. This company did not answer the phone and as of 10 the next morning was still not answering the phone after many messages were left. After two more phone calls to AHS, we were given a third contractor's number and then was told to wait to hear from someone. We then went and found someone on our own to take care of the issue. This ended up costing triple what it would have cost if AHS did what they are paid to do. If you have a true emergency I do not suggest using this company. The concept is nice for non-emergency issues and you have the time to wait for their follow through. However, the network is not large enough to be able to find someone in a true emergency.

We called American Home Shield about a leak in our bathroom on 1-7-15. They immediately assigned a plumber and said we would hear from them soon to set up an appointment. We didn't hear from the plumber the next day so we called them. They said they weren't available until 1-12-15 so they were going to call AHS and see if they could assign somebody else since we can't use our shower without water running into our living room. We didn't hear anything from AHS on 1-9-15 so called them and they said they were trying to find someone else and would call us back. We never heard from them so sent them a message and was basically told nobody is available until 1-12-15. Through all this we were never offered an appointment for that day. I guess we have to wait until the day they are available to talk about making the appointment and hoping they aren't booked up for days. All we wanted was an appointment so we would know about how much longer we would be without a shower.

I was notified early in the morning from my property management company that the heater stopped working and the tenants were freezing. They tried to contact AHS and after an hour AHS told them they were sending a vendor out. I got the email confirmation with a dispatch number and thought everything was good. I was later contacted by the property manager that the vendor was not coming until the next day and AHS called me to say I can get a $60 rebate to purchase a space heater. I was furious. What if this was my family?

So I called AHS and spoke with a very rude customer service rep that would not help me. I pleaded that it was winter and my tenants were in sub freezing temps and she said she was aware and it was cold where she was. I also said that my pipes could freeze with no heat in the house. Again she blew me off. I personally offered to pay for a hotel stay for my tenants until the vendor could get out to fix the heater. I am so pissed off at AHS and they never even called back. Horrible company and I will ensure that I post my review wherever I can. The customer is not happy with the service.

We had a problem with the air conditioner. It wasn't working and we had water in the pan. So I went online and just filled out the form and American Home Shield went ahead and assigned me the person that they assign you to. They came out and they realized that we had a line clogged and cleaned the line out. Everything worked fine. The contractor was very professional. He knows our system and has been here a couple of times. They're very thorough and very good. It seems that every claim we have, they send someone out pretty quickly, within a day or two.

We did have a problem with one of them that they sent out. I believe that the contractor had some other problems because they ended up firing him and sent somebody else out to fix the problem but we kind of went a long time without air conditioning during that time. Because of that, they paid the whole claim that we had which made us very happy. It's just great to know that you have that protection if something goes wrong with the house. They get you in contact with the right people that you need.

My 12-year-old hot water heater went out Christmas Eve morning Dec. 24th. I contacted American Home Shield and they assigned to Aaron Plumbing. I did not receive a call from Aaron Plumbing, so I called them. I was told no one was in the office until Friday Dec. 26th. I called American Home Shield and they were reluctant to reassign. Then reassigned to Freedom Plumbing. Freedom called and said they would definitely inspect Friday. I offered to forward photos so they could have all information and possibly parts. Freedom came out and said the motor was burned. He said he should be able to install new heater next day.

I checked my email and saw the vendor changed again to an electric company. I called and the electric company said if the motor is burned, nothing they can do. SO, the service was once again reassigned back to Freedom. Freedom said they didn't know how to fix the heater so, then the service was sent back to Aaron. Aaron came out on the 27th. The person could barely see and asked my husband to read manufacturer's information to him. He left and said motor burned and he would call it in. I contacted American Home Shield and was told Aaron Plumbing is trying to find the motor.

I questioned why they would be replacing a motor on a 12-year-old hot water heater. I was told if the motor needed to be replaced that is what they were going to do, they didn't care that the hot water heater was 12 years old. So Monday December 29th, I contacted American Home Shield and was told not having hot water for 6 days was not an emergency, it was an inconvenience. My daughters were home from college and my son was home with a 1-year-old. I live in Chicago. But, no emergency according to AHS. Tuesday December 30th, I called American Home Shield to get yet another update. I was told, vendor still trying to find motor.

I called Aaron Plumbing and I was told they couldn't find the motor. I called American Home Shield and asked why were they trying to find a motor when Aaron Plumbing said they couldn't get the motor? On Dec 31st, I received a call from American Home Shield saying they were going to pay for the motor and cost to install. I asked how could they do that when they know the motor couldn't be found? They said they would check and contact Friday January 2nd. I received a call from American Home Shield Jan 2nd saying they were paying for the motor only.

I again asked how could that be, when the hot water heater is 12 years old and past is lifespan? I asked to speak with a supervisor numerous times during this process and was told a supervisor will get back to me. I never received a call from a supervisor. To add fuel to the fire, American Home Shield called back to say even though I was without hot water for several days, I had to pay for a licensed plumber to fix (replace) - since motor couldn't be found - my hot water heater BEFORE they would pay for the replacement of the motor. I thought the purpose of having a home warranty was to avoid paying for large items out of pocket. If I didn't have the home warranty, I'm sure this could have been resolved in one day.

I paid for a service charge to have a plumber to address a leak at my home. Not once but three times did this individual come to my home and never fix the repair. This is after AHS took close to 30 days to either get him to the property or back out to fix his botched repairs. AHS failed to cancel this man from coming back out to my home in lieu of sending someone competent. They only did so after my/and property managers repeated phone calls in which the wait times were well over an hour. The plumber cut a hole in my wall that still exists and he didn't fix anything. Ultimately, I had a reputable plumber come out and perform the job costing me more money out of my pocket. What is the reason for having a Warranty when you cannot get them to come out and fix your problems when needed.

Additionally, when I spoke with a customer service representative she had not acceptable reason why the repairs were taking so long. My case was so-called escalated to someone that handles situations like this however, she was RUDE and failed to phone me back as promised multiple times. I called her and left a message to only call back at another number and have her pick up the phone.

When after a month I finally had enough I was told I could not cancel my contract with AHS due to legal reasons but its perfectly acceptable for them to take my money in accordance with the contract. I cannot express how much stress and frustration this company placed me under. As an active duty military person in the process of relocating my family dealing with hour(s) long wait times leading to false promises and no results only leads me to NEVER recommend to anyone to purchase service from this company. Finally, after waiting over and hour and a half to cancel I am glad to be free of this company. Their service fees are ridiculous and if there is a way to NOT pay for any service that is pricey they will manage to do so. Never Again AHS, you all so be ashamed!

I had to get a replacement fast, so I asked for the cash payout to help with the cost. They offered me $500.85 payout. That's less than the cost of the insurance that I paid. They informed me that they could have installed a brand new furnace for $500.85 because of the volume they do. Ya right! That would not even cover the labor. It took Four Seasons two guys, 9 hours to install my furnace yesterday. This is such a scam and just not right. My monthly fee was deducted from my mortgage company (Bank of America) for several years. In July 2014, I received a letter from AHS that this form of payment would no longer be available and was instructed to call AHS to set up a payment plan. I called and gave my debit card to Vicky to be used for the monthly payment of $63.83, to be deducted on the first of every month, beginning in Nov. 2014. On Nov. 6th, I noticed I was debited twice for $63.83. I called and spoke to Penny who said it was double because it was not deducted in Oct. I explained that it was to be deducted for the first time in Nov. as per Vicky's instructions to me. Then Penny stated that it would also be deducted (a third time in one month) on Nov. 15th. Penny stated she would have a supervisor call me. Never heard from them.

On Nov. 14, I called again. On hold for 23 minutes and finally spoke to Tiffany. Told her the whole story. Transferred to Jimenia and told her the whole story. She understood that it was a mistake and stated that they would not deduct another payment until Jan. 1, 2015 to make up for all of the deductions in Nov. On Jan. 5, I reviewed my bank statement online and noticed I was once again double billed for $63.83. Once on Jan. 1 and once on Jan. 2. I called AHS and spoke to Katrina who told me to fax her a copy of my bank statement to ** , which I did. She said that she would look into it and have someone call me. Haven't heard from anyone. Did not hear back so on 1/7, I call AHS again and went through the situation with Jasmine. Said she would do a reversal through ACH and someone would call me to let me know it was in progress. No return call from AHS, yet.

Checked my online statement today, 1/9, and am still double billed for $63.83. Called AHS and on hold for over 22 minutes and then got Jose on the line. Went through the whole episode again. He says that he sees that a refund is in progress and will follow up and call me back. Very nice guy, but I ain't holding my breath at this point. Oops, he just called while I'm typing. We'll see if it can be fixed. Seems like a problem no one at AHS can or will take the time to correct. Never had much of a problem with AHS (except one pool contractor) until this mess. I can summarize my experience with American Home Shield in two words: great benefit. I submit my claim to American Home Shield over the phone and for the most part, the representatives were professional. There was a guy, he wasn’t rude or anything. I asked him to see all my appliances in my kitchen are General Electric and the only options that I got were KitchenAid and Whirlpool. I would like to get a GE appliance to match the rest of my kitchen. He said, “This is all we got. If you wanted something else then that’s going to come out of your pocket, half of it.” I was like, “Really? You can’t give me a better response than that?” But then the next person I talked to again was very nice and I didn’t have a problem since that. It was good.

The contractor was very nice, very professional and they installed my microwave a lot of ways. Didn’t take very long. Overall, I’ve always like American Home Shield and as a matter of fact, I recommended American Home Shield to my sister. They had it for almost two years now. She never knew about home warranty before and was having problems with her fridge and all other things. I said, “Well, have you thought about getting a home warranty?” And she’s like, “No. What is that?” I told her about American Home Shield and she ended up getting them and she seemed very happy with them all. She in turn got her daughter-in-law to also get American Home Shield. We all got a home, things break down. I’ve never had any problems with American Home Shield.

This company sells a warranty that is a farce!!!!! I bought a house and got the warranty with American Home Shield. After 15 days of living at home, had problems with the heating and call this company to repair the heating. They sent me to a technician who just took pictures and said missing pieces of the machine and do not repair anything. Then the company called me to say that is not covered because missing pieces. This was a ridiculous excuse because the machine was running before. I pay for the repair of the machine with a responsible technician who I fix and make sure that all the pieces were there. Call to cancel the guarantee that did not meet what they promised and so far have not returned my money, do not fix anything, and do not cancel my policy. These people are crooks who stole my money!!! Do not let it rob you too!!!!!

I have been with American Home Shield for probably 40 years and I've had nothing but pleasant experiences until the last one. My hot water heater went out the Thursday before Christmas. I finally got hot water the 27th of December. So I realized it was Christmas and things didn't go well, but the plumber from Bacon Plumbing that came out was very nice. But they didn't think it was a plumbing problem - they thought it was an electrical problem. Then the electrician came out and he thought it was a plumbing problem. I called back the plumber that had come who was very nice and they said they would come immediately.

The second team of plumbers came on Saturday and figured it out and got my hot water back on. But the people you all recommended were so rude. I wish I had you cancel it again but they couldn't come for six days and that's not acceptable. I've done some research and the second one that you sent out here, whom I found out were not from Bacon Plumbing, have a really bad reputation. I would not recommend them sending anything or sending anyone of them. It would be a truly bad move.

The water heater is working fine and the sweet people that came the first time came back and got it fixed, but a long time without hot water in the house is something. I had recommended many people to AHS and this is the first complaint I’ve ever had.

Did my homework and asked about cash in lieu option only to find out today 1/8/15 the heat exchanger has been cancelled and I still do not have a quote for the cash out option. American Home Shield will not tell me or my repair contractor how long it will take the heat exchanger to arrive until the order is placed nor can they process the cash out request in a reasonable time. I am still without heat in my downstairs and will not have heat until next week and that is not a guarantee.

AHS sent out 2 appliance companies to repair an old Thermador double oven. The hinge on one of the doors is loose, so the door doesn't close properly and one of the ovens does not turn on. The first technician that came out looked at it with big eyes, tried to turn it on and then said that they don't make parts for it anymore and left. The second technician that came out and just opened the door to see that it was broken. And said that they don't make parts for it anymore. This technician did not even turn the oven on or try to evaluate the access panel at the bottom of the oven. He just said that they would have to pull the oven out to fix it and didn't know if AHS would cover it. Needless to say AHS will not cover this because "It's an access issue". This guy did not even try to evaluate the problem and left within 5 minutes. I would think he would have at least tested the heating element or looked at the access panel. I tried to verify the company's license on line and nothing came up - so I'm thinking this guy is not even a licensed technician.

When I complained to AHS, the rep said that they have to go by the technician's recommendation because they are the experts. If I had a complaint I would have to write to the company's P.O. Box because there was no other recourse. Talk about getting the run around. They could not even verify the company's license but assured me they were licensed. AHS is suppose to be the leader in home warranties since the 1970's yet they have no way to resolve customer complaints in a timely fashion.

American Home Shield has been very good for us. We haven't had too many claims but once we had, they tried to work with us hard and helped us out. I've got a relatively big house in Massachusetts with two furnaces. The house was built in 96. It's not terribly old relative to the heating but they're gas heating units. I was unable to keep the pilot light lit in either one of them. I would light the pilot light and by the next day it would go out and we had no heat in both furnaces. I called about it and they came and fixed it and replaced something in each of the furnaces so now the pilot light, they lit.

I did the claim online and spoke to them over the phone. The claims representative was very professional and excellent. The technician was a very nice guy. He came out to the house and looked at the furnaces. One of the furnaces I was able to relight the pilot and it was still lit the day he came but he replaced something in each of them which causes the pilot light to stay lit. So far they've been fine. Overall, American Home Shield is receptive and excellent.

I submitted a claim for my washing machine and they pretty much rebuilt the washing machine which I'm not happy with because when I went to use certain settings, they weren't working so I had to call them back a second time and they said I would get a call within 24 hours. And two days later, I still haven't gotten a call or service call and I had to call back again and then they said that I would definitely hear from somebody by Thursday morning. And Thursday came and went. I called Friday. They promised somebody will be there Monday.

Finally, a different company came on Monday and fixed it. The communication was terrible. They kept guaranteeing me that they were going to have somebody call me and nobody called. And then they promised me my $75 back and one girl told me that they reversed it on the 23rd but yet, it's not showing on my account. I don't know if they sent a check or if they credited what I had paid on. Either way, it never showed up. And all I keep getting is "we're going to research it and well get back to you" "we're researching and will get back to you." Three calls on that alone and I still haven't heard back yet.

The first contractor was GE and they ordered $1400 in parts. I could have went out and bought a washer and dryer for that amount. And once he came back, he had to rebuild the whole thing. It took about two hours. And then the third time when they sent somebody different, he supposedly fixed it but like I said, I'm not guaranteed anything if there's a setting I haven't used yet and doesn't work. When they do the test on the washing machine, they don't have no clothes in there but when I'm washing clothes is when I have the problem...

Before that, other issues I've had no problem with. But something major like that, I'm not happy with. I think the whole time is totally ridiculous and is at least 30 minutes no matter when you call. If I call at 11 o'clock at night or 2 o'clock in the afternoon, always a 30-minute wait. And you can never speak to a supervisor, never. They're never available. They say that they'll call back within 24 to 48 hours. But it took a week. I just talked to her yesterday. That's a really long wait time. Also, I told them specifically make sure she calls my cell phone and of course, she called my house phone. I had to step outside for a minute. I came back. I heard the message. I called back. I couldn't speak to her. So they said that they were going to shoot her an email because I'm still looking for my $75... I understand they're busy but you know what? The money you make, you can hire more people or break down your menu a little bit more.

This morning - I ended up canceling it. But I might have to call them back for my water heater. I'm just keeping my fingers crossed I don't have to.

I began my American Home Shield contract in May, shortly after buying my first home, under the recommendation of my Real estate agent. As luck would have it, my water heater broke in June. I was relieved since I thought I could rely on AHS to replace the water heater, since it was covered under the warranty. Before calling a service ticket in, I called my gas company to see if it was fixable or truly broken. They tested it, and notified me that the output of Carbon monoxide from the water heater was considered dangerously high. Great.

I immediately called American Home Shield and a contractor was soon dispatched, which was impressive. However...when he arrived, I was not so impressed. The contractor almost immediately said that there was nothing he could do, and told me that likely AHS would not cover the water heater, without a real clear reason of why. What? Sure enough I received a call shortly after he left from AHS, and was promptly told they would not cover the Water Heater since it was considered "Not installed" in my home (as I sat there, staring right at the water heater in my house).

I could not wait, I needed a Water heater, so I went out and purchased it myself at my own expense. There goes around $700 (and $75 for the service call). I'm not sure why I called AHS again when my garage door opener broke... maybe I thought it was just a fluke. A fluke, it was not. The Technician that responded to the claim flat out told me again, that AHS would probably not cover, and that it's usually how they operate (I was finding this out the hard way). Of course, they once again denied me. He recommended another Home Warranty company to me that treats their customers better, so it's likely I'll be trying them out. An attempt to resolve this dispute on BBB was ultimately, futile. I was offered $75 for my troubles. Talk about adding insult to injury.

I placed a service call for our oven/microwave unit that would not heat up properly to AHS on November 18th. The service technician who diagnosed the issue did come to our home quickly and it was decided we needed a replacement unit. After a lot of back and forth via phone and email, and AHS putting the responsibility on me to figure out whether or not dimensions were correct (there are two sets), we finally received our unit two days before Christmas. However, the installers said they couldn't install the unit because there is an outlet for a plug in our wall and the unit is only hardwired (another reason AHS should have the original serviceman let them know exactly what is needed for replacement).

I called AHS back, yet again, and I was told they were putting in an emergency request to have an electrician come out and if I didn't hear from them, to call back in 4 hours. I called back and the message said my call couldn't be taken because they were having technical difficulties. Then we went out of town for the holidays. Over that time, I received one call from AHS on Jan. 2nd, stating they would send someone out on the 12th of January to install. When I called back this morning to tell them that we didn't need an install, but an electrician, I was told that AHS wasn't responsible for the electrician - that we'd have to pay for that.

There are other issues that we've gone through that would take a lot more text, but mainly I feel like I've flat-out been lied to, not to mention we STILL DON'T HAVE A WORKING OVEN/MICROWAVE. Either that, or AHS is not hiring quality people, asking them to keep costs down at the expense of the company's reputation, and/or not training their employees fully. I was told today that they were going to get a full report from the installation company before anything else could be done (my question was, "why wasn't that followed up on by AHS if they didn't receive it", and I was told "they assume everything went fine" by Lisa in the Authorizations Department in TN. I have call logs of all the calls, and the ridiculous amount of time I've spent trying to get this taken care of. NOT HAPPY AT ALL WITH AHS!!!!

I submitted a warranty claim for replacement of a water heater that was leaking. I did not receive an initial call from the assigned plumber for over two hours. I called AHS and was given the number for the plumber after a five-minute hold. When I reached the plumber, they were able to schedule a service call for the next day. The plumber did his initial assessment and confirmed that the water heater would need to be replaced and an expansion tank added for code compliance. He called to confirm coverage and when he came back, he told me that in addition to the $75 service fee, I would need to pay an additional $135 for parts to connect the new water heater. This is a standard tall water heater and no special parts are needed to install a replacement heater. This additional charge is bogus. I expect that replacement of a covered water heater will include the miscellaneous parts necessary to reconnect the new water heater to the existing water and gas lines. The plumber and AHS are just padding their bottom lines at my expense. The purpose of a home warranty is to provide peace of mind. My AHS warranty is just giving me a headache.

We have been renting a home for 7 months whose owners use American Home Shield and have been extremely disappointed and unsatisfied with this company's service, efficiency and respect for its members. We have had several issues in these short 7 months: fridge light went out. The Home Shield repair man came over and ended up breaking the entire circuit of the fridge. We had to rush and move all perishable items to our extra, tiny fridge and he just left it there, broken. Eventually it was replaced by the most basic model, and the owners were very unhappy, having put time and effort into designing their kitchen.

Next, an outdoor fan was broken. Another repair man was sent, did nothing, said he would be back to fix it and never returned. The worst has been our heat. It was making a loud noise and the repair man noted that the compressor was blown and that he would be calling me to schedule to replace it. After not hearing, we contacted them to learn he never submitted the work order and have now been without heat for 10 days with an 18 degree night ahead of us. Atop that, our dishwasher is broken. They sent someone out 5 days after the call only for them to tell me it was indeed broken and that they would order the piece and get back to me in a week to schedule the repair.

These are quality of life things and we have attempted to get help from the service line only to be put on hold 20 minutes! So we called back saying we were interested in purchasing the plan - of course getting someone to answer right away. We told them about our problems and once again they put us on infinite hold. This company does not benefit the tenants and when the tenants are put out, it reflects poorly on the landlord.

When I finally got to a service agent, they could not help me because AHS's system does not send over the vendor provider number. So I had to hang up and call AHS. After being on hold for 30 minutes I get a live person and they provide the vendor number. This issue is now resolved. The folks at the call center never called me back, but I had also posted my issue on FB and someone reached out to me the next day and worked to ensure that we got all the benefits that our contract allowed (which was very different than the folks at the call center).

I ended up fixing my water heater myself before they called me back, and when I finally talked to someone in management, we agreed that the experiences I had were not right, but she worked to make it right.

Overall, my experience with the HW companies I deal with is that the line folks are good if you are not happy with the turn time of the first person they assign, but once it becomes any greater of an issue than that they seem to add fuel to the fire instead of de-escalating the issue.

Home Warranties are a fickle thing, they are a maze of limits and non-coverages. I believe we understood our coverage and it turns out we were correct, but, considering I had already solved the issue on my own, this issue is now dead.

Lastly, I do recognize that the folks are just employees of a system that is designed to say no more than it is designed to say yes. I will rate my experience with the management team 5 stars, with the call center zero stars. Thus, we have a 3 star to be fair.

And, I will continue to recommend that people get a warranty and I will keep my AHS policy.

    Original Review: Jan. 7, 2015

I have had home warranties for years and am careful about what I request so as to not have unreasonable expectations when it comes to the fine print on the contracts. We currently have no hot water and the first tradesman they wanted to send out was at least a 5 day wait (did I forget to say, we have no hot water?)... The next contractor was 'the next morning' and they came as planned... but they don't like the location of our natural gas shutoff valve and as a result, AHS says that the contractor cannot 'diagnose' the issue without removing the water heater and then replacing it... AND since our earthquake strapping is currently not up to code, they say that they won't upgrade it because the 'removal' is our issue (even though we PAY for code upgrades).

The folks in Memphis state that they are not responsible for gaining access to items when diagnosing the issue. (Really? So, if I have a water leak in my wall, they don't pay to go through the drywall to get to the leak? Really? That is a rhetorical question... or should be!) I asked to talk to a supervisor and was told that it would be 24-48 hours before anyone would call me back... Did I say that we have NO HOT WATER? What is odd about this is that the home is 40 years old, has had at least 3 water heaters installed in the last 23 years I have lived in it, and NEVER have we had an issue accessing the gas line to install the heaters.

At this point, we have a standoff. I am not going to agree to pay to have the heater removed and re-installed and upgraded because they have decided that they don't want to turn the valve off where it currently is located... So, I have no hot water and I have asked in every method I know to get a call back from a responsible party but to no avail. I still have NO HOT WATER and NO contact. Tis not good… (They ask at the bottom of this submittal form if I want an attorney to contact me about my complaint. I will give them a chance to make good before we go there, but there is not far off...)

It is January and snowing. I've been without heat in my house for over a week. I called right away and begged them to consider it an emergency. This took four phone calls. Then the guy came out and some part is broken but under warranty. Great. It takes them four days to tell me this and place the order. Then I'm told it could take between 3 and 10 business days to come in. I ask them to expedite it and they say there's no expediting since it's an oem warranty part. Several calls and rude people who are entirely unsympathetic (it's freezing and now I have to worry about my pipes bursting) I find out (eventually) It's going to take another week to get the part in.

This situation is exactly why we purchased a home warranty in the first place. So now I have space heaters and have to take time off work to babysit my home in case pipes burst or a space heater catches fire. Utterly useless. I spoke with them earlier today around 2 and said I wanted to lodge a complaint. She said she'd have her supervisor call me back since she's "not at her desk". It's six and I'm still waiting. This company is awful.

My recent claim was for my doorbell that wasn't working when I moved into the home. Submitting a claim to American Home Shield was fairly easy. My mother said she had a good experience with the representative who was very nice and thorough. He explained what he was doing and my doorbell has been working fine since then. I’ve had a good experience overall.

After being a satisfied customer of one full year, I renewed my contract this past summer by paying my premium in full. After three months of paying my bill in full, I received another bill for an additional $50 owed to AHS (this had nothing to do with a service call, just that I owed the company more of a premium for the year). I contacted AHS and was told this was their mistake - I don't owe the $50 and they would take care of it. Threatening letters followed from the company continuing to try and collect the additional $50 from me. After 5 different phone calls with the AHS reps, each telling me to ignore the threatening letters and bills AHS continued to send to me, I recently received a letter that my contract has been outright terminated for failure to pay the $50 bill. While I wish to remain a customer of AHS, they clearly want to terminate my yearlong contract 5 months into it.

Since receiving the termination letter, I have called AHS multiple times to get a refund since they have decided to cancel my contract due to their error. Again I get very friendly reps who apologize, say this is completely AHS error and it will be corrected but fail to fix anything. Each AHS rep I speak to says they will correct the issue and call me back but I never get a call back. So now AHS has taken my full payment for the year and cancelled my contract after 5 months with apparently no intention of refunding me my premium. To me, this is theft. I guess my next and final step is to sue for breach of contract.

Our heat would not come on so it was chilly. We do have some gas log fireplace that we used for the den but it didn’t warm the whole house so I called American Home Shield on the telephone and submitted a request. The contractor that was sent out was very prompt, very knowledgeable, very professional, explained what the problem was and what he was going to do to repair. There was a part of the furnace that was stopped up. He said that that occurs maybe about every five years and he just took something and ran it through there and then stopped it. And it came on immediately and we haven’t had that problem since. I was very pleased. They sent someone out the very next day when they said they would so we were not inconvenienced.

My recent claim was for a repair under the sink. I don't go under the sink everyday so it probably started about a week before we called. It took me a minute to make clear what my problem was. Once the rep understood what my problem was, it was straightforward from there. The contractor completely screwed up his reputation, in a good way. He showed up exactly when he was supposed to, brought exactly the tools he needed, and he completed the work in probably half the time I expected. Since the repair, there are no issues at all. In fact, it was a good workman-like repair. I have recommended AHS. I'm paying more than I need to but it doesn't matter. Peace of mind is worth it.

All of the electricity to the bedroom level of my house went out on New Year’s Eve (12/31/2014). This was an emergency because I have medical equipment that I must use while sleeping. I contacted AHS with the service request and was promptly assigned an electrician. The electrician called me shortly and informed me that the earliest they would be able to provide service would be 1/5/2015, 5 days later. I told the electrician that this was an emergency and couldn't wait. They told me that there was nothing they could do, due to the New Year’s holiday and the fact that they don't work on weekends.

I then contacted AHS and explained my situation. The customer service rep told me that the 5-day response time was within the terms of the contract, because the service provider has up to 48 hours to show up, holidays and weekends not included. I pointed out that Friday, 1/2/2015 was not a holiday, and why couldn't they send someone out on Friday. Again, they referred to the contract, and told me that they could not help me expedite the service. I then asked to be assigned to a different service provider who could come out sooner than 5 days. I was told that their contract with the service provider prevents AHS from assigning a different provider until the first provider has had an opportunity to fix the problem within the specified time period. In other words, the system is set up for the convenience of the service providers and not the customer. I asked to speak to a supervisor and was transferred to a voicemail system. I left a message for the supervisor explaining the emergency and was never contacted. I then had to find an electrician on my own and pay him out of my pocket. But at least the problem was solved the very next morning. A circuit breaker had gone bad and was replaced, solving the problem.

Just as an aside, the service provider phoned me again on 1/5/2015 and offered to send someone out on 1/7/2015 (7 days after I reported the electrical outage). The terms of my AHS contract clearly state that emergency expediting can be granted when there is a true emergency and a contractor is available. Clearly, there were available contractors in my area because I located one and got my electricity fixed on New Year’s Day. The cock-and-bull story I received about not being able to expedite the service or assign a new provider is clearly in violation of the terms of the contract. I will be cancelling my AHS policy and searching for a reputable home warranty company.

I called them and they took care of it and sent somebody out. The only problem I have is that to me, it seemed to take a while to get things settled to finally get it done. If something has to be replaced, they had to come out and look at it and then determine if they could get a part, and you have to wait on them to determine if the parts are available especially for a washing machine. But I would recommend them and I’m always pleased with the end result.

They are too cheap to replace the unit which is what is needed but instead keeping sending subpar companies out to "fix" the problem. Last Wednesday the problem was "fixed" yet again and within two hours the terminal block and wires were burnt up again. I have a one-year old daughter and because of the poor service of AHS we have had no heat this time for a week. The temperatures are to be 1 degree Wednesday night, and AHS is fine with us having no heat in those temperatures as they are making no effort in fixing the problem. My microwave is out again.....I live alone and travel frequently for work so my microwave gets very limited use.....therefore excessive use isn't the issue. I pay my monthly fee and have paid twice the service fee of $125 for the repair person to come out (the attitude of the unfriendly repair man is another story). I asked the repair man why is the microwave going out every months and his response was "I dont know....circuits are probably bad". I asked if it was repairable, of course he said yes....my next question was "will it go out again" and his response was "yes probably".

I explained to AHS what he said and they still refuse to replace. With the $125 service fees and my monthly rates I have already purchased a new microwave.....seems like a scam to me!!!!!

    Updated on 2/17/2015:

After many phone calls and speaking to supervisors, AHS finally agreed that my microwave should be replaced instead of repaired for the same issue AGAIN. After a couple of weeks I was told that the microwave was ready and someone would be in touch with me for installation... Over week later I received a call from the installers who made an appoint to come to my house between 12pm-5pm. I waited at the house until after 5:30, no one showed.

I then received a phone call from the driver saying he was on his way. I informed him that I was no longer at home. I had waited over 5 hours and had to leave. He said someone would call me to reschedule. Someone did call back and he wanted to schedule for a Wednesday. I said you can do any day but Wednesdays because I work from home everyday but Wednesdays... He said he would call me back in a few minutes. I never heard from him again. After a few days I called AHS... They told me I needed to call a different number, which I did but it was after the operating hours.

I decided to email them and to date I haven't received anything responding to my email. I decided to call again and I was told that my microwave had been sent back and I would have to pay a $55 restocking fee before they could order me another one. Of course I was appalled... The agent who was obviously new and had very little customer service experience said that his supervisor told him to call the installer to get their side. Which makes no sense, because I am the customer and I pay AHS EVERY month. He said when he spoke to the installer he said that they tried to deliver to me 3 times and I wasn't at home...which is A LIE...

I have been inconvenienced without a microwave for weeks now... Why would I make several appointments and not be here? The customer service agent then told me that his supervisor says they will pay half of the restocking fee, but I would have to pay the other half before they order me a new microwave. Are they serious? I already pay the monthly fee, I paid $125 twice for the service of the microwave, now they want me to pay another $55 for restocking when I want my microwave.

I think it is a scam... They never wanted to pay for the purchase of the microwave in the first place!!!!! DO NOT WORK WITH THIS COMPANY!! They have no problem taking my money on time but I still have not gotten the one microwave that I am due after months of going back and forth with AHS. Very disappointed in the service and this company as a whole.

It's very easy to submit a claim. The representatives from American Home Shield have been absolutely wonderful. However my dishwasher is not repaired yet. The first contractor ordered a part and then that still did not fix it, so it's not draining. They say it's plumbing. But a new contractor, the plumber, said that the cord sounds like it's out of place and if just get it back in place then I won't need the plumber, which I'm gonna find out about that tomorrow because the person who put my sink in is coming back tomorrow. If it's his mistake, he needs to fix it.

The second contractor AHS gave me has been very helpful because she was able to troubleshoot that one right over the phone. With the first one, however, it wasn’t a good experience.

I like American Home Shield but I'm not happy because I keep having the same problems and am getting charged again and again. Last year I called to have my AC fixed. They sent a guy, checked it out, and I paid whatever the deductible was. The AC worked for while but this year, the same issue happened again so I needed to call them again. Someone came out again to look at my AC and replaced a part and again charged me the deductible, only for the same issue to come back after about 90 days. The same guys who worked on my AC before came over and I told American Home Shield I don't want the same people they've been sending over and over. So they sent a different technician who was able to pinpoint the issue almost immediately and even told me, "I don't know why they never told you in the beginning." A part was replaced again and I was charged more money and they charged me the deductible again the next time it happened. I realized that nothing has been happening except that I keep getting charged yet the problem with my AC is still there. I shouldn't keep getting charged my deductible.

I have a friend who also has American Home Shield coverage and he told me there was a time when they charged him but he didn't pay until the problem was fixed. One of the guys who came out even charged me an extra $300 and when I asked what for, he told me he doesn't know, that some things are not covered, and that I should call AHS to find out. When I did call, I never got a clear answer as to why I was charged this extra amount and why I was charged three times for the same problem. I've told some friends about my experience and they told me they have coverage from other companies wherein they pay less deductibles and get better results. I'm looking into those companies. I like how AHS responds quickly, but the issue with my AC has been a real problem.

Also, I had a problem with my faucet that was leaking. This was about 3 years ago. I called AHS and they sent someone from a different company to fix it. The guy came, looked at it, but told me that the faucet they'll replace my old one with is cheaper. I asked if he had something that looked like my current faucet but he said no, and the one he has looked ugly. He told me that's what they'll install unless I go out and buy my own faucet. Seriously? I had to go to Home Depot, buy a faucet that cost over a hundred dollars, and they hooked it up in about 10 minutes and left. Of course, I also paid the deductible. I told the guy he should give me credit because I bought my own faucet, but he said no. Like I told my wife, I could have replaced by myself the old faucet with the new one I bought. Having the need to buy my own stuff is very disappointing. I don't know why I am paying them when they give me the worst quality they can find.

I am up for a renewal with this company and I will not be renewal. First instance, I had to have a toilet replaced in my upstairs bathroom and it was a regular size toilet. Well, they replaced with a tiny toilet and I thought they were suppose to replace items with the same likeness. Therefore, I will need to purchase a regular size toilet in the future. Also, I had an emergency plumbing leak or waterfall... coming from my upstairs bathroom - jet tub that would not turn off. I called them on a Sunday and was not able to reach anyone but some stupid automated system, that did not prompt me to a 24 hour emergency number. I also put a service call online stating that it was an emergency and when I called the service people to come out to my house right now or else this would be Noah's ark, I got no response or answer. I was not able to turn the main valve off to the water in the house and I needed someone asap.

Needless to say, I ended up calling an emergency plumber that I paid out of pocket... like $500.00 an hour to come and shut this water off. He had to cut a hole in my ceiling to the pipes in order to do this. Next day, I called this place to file a complaint and they kept giving me excuse of why I was not able to reach a live person after hours. My bath tub is still not fixed and I still have a hole in my ceiling. I will have to pay out of pocket for both of the items. I am done. I went with another service.

My husband and I purchased our home in September, and the seller kindly purchased us a warranty with American Home Shield. Several weeks ago our dishwasher started leaking, and we discovered a hairline crack in the tub of the dishwasher along with substantial water damage to the floor, which appears to be long term damage. We called AHS right away, and they sent out a plumber of their choosing, who was here 3 minutes, confirmed the crack, and took a few photos of the crack as well as the water damage. On his way out, he told me AHS would either cover it or not, (which seemed like an odd thing to say), and that the dishwasher wasn't repairable due to the tiny crack.

I called AHS several days later and they let me know our claim had been denied because of the "abuse" to the dishwasher, which they don't cover. We certainly did not abuse the dishwasher, and the extent of water damage clearly shows this was something that's been going on quite awhile, that the inspector missed. I very naively had thought that pre-existing issues missed by the inspector that break right away was the whole point of a home warranty... Silly me!

I have been a mortgage lender for the last 10 years and recommended home warranties to countless clients. I will never again recommend American Home Shield to anyone, as I am disgusted by their bait and switch practices. We paid $75 for someone they chose to come out, and our only option to see if our claim might not be denied would be to pay another $75 for a different servicer of their choosing to come give his opinion. Not sure why they need another "opinion" when AHS has the pictures showing the crack ("abuse") and water damage.

To summarize-- the seller paid $575 for a home warranty through American Home Shield that has gotten us nowhere, and we paid $75 for a servicer they chose to confirm we abused our dishwasher. Great business practice, American Home Shield!

I have been a customer of American Home Shield (AHS) for the past 14 years. Service was great until this year. I submitted a service request for a broken dishwasher on September 10, 2014. A contractor was sent to my house who was totally incompetent. He said a part had to be ordered. Several weeks later I had to call AHS to find out what was going on. They managed to get the contractor back out with the part. A couple of weeks later, the dishwasher was broken again with the same problem. I had to get AHS to get the same contractor back out to our house. This time he showed up the week before Thanksgiving. Again a part had to be ordered.

On December 30, 2014, I talked to AHS again since I had not heard back from the contractor since his visit before Thanksgiving. I had a helpful representative tell me that she would have to have corporate research what was going on. This means that it is in a black hole. A return call to AHS on January 2, 2015, resulted in a rude representative basically telling me they could do nothing until it was researched by corporate. Three months to have a dishwasher repaired is not the type of Home Warranty that I paid for. My advice to anyone out there looking for a home warranty to avoid American Home Shield. It is a total waste of your time and money.

I had my washing machine where the intake of the water went in not on the washing machine but actually on the valve in the wall. There was a slight leak and eventually, I just got tired of it. I've been putting up with it for a while. I went online and submitted the claim on a weekend so the person didn't get with me until Monday. But he scheduled an appointment right away. I had no problems. The technician took maybe 15 minutes. It was very quick. He told me what the problem was and went about fixing it. And he was very accommodating. He waited for me to get home before he came out. Since the repair, I haven't had any problems. I've only been a member or using American Home Shield for a little less than a year but I've always had good experiences with all of the vendors that they send out and nothing was unusual about this particular instance. I've been very pleased with their services and with their vendor choices.

We waited for a week calling and they would say they have sent to ticket over someone should contact us. Then tech finally showed worked on the furnace. It worked for 3 days and quit again. Called once again and they sent a tech in 2 days, said would have to order part. This took a week. They finally came and installed the part. Took them 2 hrs and this was at 8:45 pm they showed up. The furnace worked for 30 mins and quit. This is unbelievable. Do these people they have working for them know what they're doing? So once again we are without a furnace in 20 degree weather - would they live in these conditions.

We have submitted claims to American Home Shield both over the phone and online, and however we do it, it always works great. We were hesitant to sign up because that was a lot of money but we have used it several times, so we think it's gone well. Our latest thing was our dishwasher so we've used it four or five times. We were glad we did it.

We just moved to this house so anything that happened, never happened previously. One of our recent claims was with the furnace and our regular furnace people came and did their annual check to see if everything was okay. They said that there was a part of it that was going bad and they could fix it, said it would be $189 or $289 or something and I said "Wait, we have this plan that we have already signed up for." So we called them, and they came and fixed it. The contractor did a good job and since then it has been working just fine. It felt good to have the warranty.

I currently do not have heat in my new house during WINTER because AHS's "research" department is slower than any company I have ever worked with. Purchased a house December 19th 2014 and the Natural Gas was turned off the same day from the previous owners (heat was working at that time). December 26th the Gas company tried to turn on the gas but found out that there was a leak in our main pipes. Called AHS on the 26th and was setup with a contractor that same day. This was the only quick response from them. On Dec. 29th the contractor came out and found 8 leaks in the main pipes so AHS put a denial on the service because it HAD to be a preexisting condition and thought that we had known about it before we purchased the house.

I sent an email to AHS with the home inspection paperwork stating "no significant deficiencies observed" on the gas pipes and also told them about the gas company turning off the gas when we purchased the home. AHS told me on the 29th that it would need to "Go to the research department" but before that would happen they would need to send someone else out for a second review. Dec 31st - As I am writing this review, I have talked to customer support many times and they will not let me talk to the research department because the research department has to call me and it could take 48 hours.

Customer support also told me that I have not been assigned to anyone in the research department as of the 31st but that I have made it to the queue. I then ask to be expedited which I still do not know if they have any idea what that means. I asked to speak to a supervisor but that would be another 24 hours before I heard from them. AHS is a 24/7 operation, there should be a supervisor on duty 24/7 and I should not have to wait 24 hours to hear back from a supervisor. How long can a company drag their feet to try and get out of a service request???

I have used AHS for over 9 yrs now. Also referred AHS to 4 other people. AHS service has been great, a few repair men were not too professional though. I did not care as long as they fixed my problem. I referred my 93 yr old mother in law to AHS. We signed her up in summer. Since then, her faucet was replaced and her wash machine fixed. Everything was in well maintained, working condition when we signed her up. Well, her toilet tank was dripping in a bathroom rarely used. No repairs needed to toilet in over 5 yrs. Plumber came, made his opinion the toilet is old and he would consider normal wear. After a few questions from AHS, plumber said AHS denied claim. AHS rep notified me few days later and offered a second opinion. Second plumber said to my face, he also felt normal wear and tear. AHS denied. Spoke with AHS determination dept, she told me "final answer" NOT COVERED.

After digging and speaking with both plumbers and supervisors, found discrepancy with what plumber telling me and what supervisor tells me. Also, both supervisors told me they Never seen AHS cover a cracked tank.. Bottom line, AHS blames plumber, plumber blames AHS. My dad taught me not to tolerate a Liar or a Thief. Seems I am dealing with both here. If it's not covered AHS, specifically state it. I can live with that. BY THE WAY, A TOILET MADE 56 YRS AGO WAS MADE WITH SOME CEMENT. CEMENT CAN CRACK AFTER NORMAL WEAR.

My heat pump stopped blowing the other day so I filled out a claim online. Within a day or two a local company called me and set up an appointment. When the technician arrived he found that one of the capacitors blew and that the blower motor went bad. I paid my 100$ deductible and he fixed everything the same day and I was thrilled with the service and thought to myself that I was really glad I've been paying for AHS for two years. Well today I was called by AHS and told that the service wasn't covered. Stated that the problem was from a power surge and that it wasn't covered.

I guess I'm just trying to warn everyone that I'm sure they'll find any way to not cover the service so read the fine print because in the end they just ended up being like every other insurance company. I'm glad I've been paying 42$ a month for the last two years only to end up with the bill anyways. I even recommended the service to some co workers after the initial service I received but now I'll tell them I was wrong. Their customer service is excellent though but that's it.

The oven stopped working and the element was not heating up so I called American Home Shield. I tried to pull out the heating element because I knew all the repairman has to do was buy a new one and plug it in. I thought the element had melted because I couldn't pull it out. When those who came out to fix the oven cleaned it up a little bit, they found out that there were probably some screws that were holding the element in, which I didn't know about. I was afraid that I broke it by trying to pull it out. Anyway, they came, unscrewed it, took it out, and put a new one in. They were in and out in less than 30 minutes.

This was actually the second time I reported this issue. The first time was by the end of November or first of December. They told me they were going to send someone from a company called The Appliance Store to fix it. Several days later, someone did call me but I gave them the number of my granddaughter because this is her house. During this time, I didn't know that her phone was broken for about a week. Anyway, she bought a new phone and when I asked her if anyone from The Appliance Store ever called her she said, "No but my phone's been broken."

A week after, someone from the said company called me and I told them that we badly needed the oven fixed, but he never called my granddaughter. So, I called American Home Shield again and told them what happened. No one could give me an answer and they said the people from The Appliance Store put in the notes that they weren't able to get a hold of anyone, which is not true because they called me and talked to me. I even asked them to just set everything up with me and that I'd meet them over there, but they never called back.

I told the representative that that is exactly what happened, and during Christmas time, no less. So American Home Shield sent somebody else who called the morning of Christmas Eve. They showed up that day, called my granddaughter who was present, and worked on the oven and got it fixed. It was great. They were from Sears. They did a wonderful.job. I was really pleased with them but I was not pleased with the people from The Appliance Store. They wouldn't call me back. It was a bad experience because we couldn't get it fixed through them. So it took about a month longer than when I intended to get it fixed.

Overall, I consider my experience with American Home Shield to be great and I'd recommend them. It wasn't their fault they gave it to somebody who were supposed to come out and do what they were supposed to do, but didn't.

Called contractor's number, was told to call back the next day, then the person hung up on me. When the service person showed up, NOTHING was done. AHS said they only covers the motors on the whirlpool tub, and said I owed them $75. So the leaks mean nothing to them? The reason why I contacted them because I have 2 things on my policy list: leaks, and whirlpool tub. I was told by plumber that the water could be collected underneath the tub, damaging the floor, and grow mold. Yet these AHS don't do a thing but suggesting me read the policy while demanding the $75 fee. Then she asked: "what else can I help you with, ma'am?" This is like a slap on the face. I purchased the policy they advertised to cover whirlpool tub and leaks, see how much I'm covered? We appreciate your feedback and opinion Samuel! If you contact most hvac contractors you will find that customers should have their furnaces and air conditioners maintenance checked at least once a year. It is true that some homeowners may not be aware of this, and unfortunately we can only cover what is failed from normal usage. You can have a local hvac contractor do a maintenance check for low price a year and it will keep your unit lasting longer. If you find out maintenance was not the issue with your furnace, you can reach back out to us. We be more than happy to resolve this matter.

Most go smoothly. However, last year my stove broke and it took a month (at Christmas time) to get my stove replaced. But mostly, I'm very upset at how American Home Shield has responded on multiple service calls on a furnace that is over 30 years old. As you can imagine, I only use the heater when I have to and every year since I've lived here, we've had to make at least 2 calls per winter. I'm disappointed that American Home Shield has not bothered to replace the old unit after so many calls. We are in a freeze here and my heater hasn't worked for 2 days and I'm being told they can't service my heater until next week. That is unacceptable. The unit should have been replaced. I don't own this place, but I am the renter. So I'm the one who has to deal with the freezing cold every time it breaks down.

AHS sent a contractor who first replace some parts, and the next day, instead of original leaking problem, it pour water out everywhere and has to end up shut off the water supply to the whole house. And this was happened during the holiday time with friends and relatives come visit. The contractor came again, and this time, he is talking about need to break tile and wall to replace something inside wall, which cost about $1,500. I felt it cost too much, and ask another contractor for the 2nd opinion. And this contractor actually help me fix the problem right away just by replacing parts.

Now, AHS still ask me to pay for the service fee for the guy they sent over which didn't help and had made things worse. I already bought the insurance from AHS, they didn't help to fix the problem correctly, and still need me to pay for the work that didn't help? That is really ridiculous. I call AHS customer services, and they told me since they send people over, no matter what is the result, I need to pay for the services fees. So I end up has to cancel my policy from this company. Customer service over this issue was non existent - explaining the issue felt like talking to a wall, as I was met with the same useless script over and over. Even when they actually covered a repair, the total fees ended up being close to what it would have cost without the warranty. They will never get another penny of my money, and I advise they never get a penny of yours.

My pool equipment quit working and so the repair company came out. They had the part that they needed. It was kind of an electronic part in the unit that they replaced. They did a good job and took care of it and I would recommend that contractor. They came in and got it taken care of, very courteous and knew what they were doing.

With the contractors that I've had, it has been pretty good trying to file the claim and get responses; it's not very quick and easy particularly online because my recollection was you make a claim and then you don't really know much after that point, so I would say the experience was fair from that perspective.

My HVAC System (air conditioning) stopped working on September 2, 2014. I called American Home Shield; they issued me a Dispatch Number ** indicating Piedmont Mechanical Contractors Inc. (770) 266-4040 would contact me and complete the required repairs. After approximately 9 service calls by Piedmont they repaired a leak in the Freon line, purged the line and filled it with Freon at a cost of $800 plus the customary $75 service call charge to us. The system failed again (2nd time); unfortunately, there was no high voltage power to the outside breaker. This time they sent out Electrical Service Professionals Inc. (770) 760-0011 and solved the issue. Piedmont returns and they replace the compressor unit, charging me an additional $150 to dispose of said unit.

According to Piedmont, "EPA regulations" require it be handled by qualified personnel, hence the $150 charge? They did not charge me an additional $800 to refill the Freon line. The system failed again (3rd time), the compressor unit was "bad". A second compressor unit was ordered and later installed; no additional charges for Freon or disposal of the 1st replaced compressor (EPA perhaps relaxed their standards). On November 18, 2014 the HVAC system fails again (4th time), Piedmont replaces "contractors", system went into bypass mode, reversing valve would not change over. The system was nonfunctional at this point, the representative from Piedmont indicated he's recommending that American Home Shield send out another HVAC contractor for a second opinion!

On November 19th another HVAC company arrives to diagnose the problem with my HVAC system, makes up a parts list and indicates he will call for a second appointment. He returned a second time and indicated he needed additional parts. On December 16, 2014 he returns for the 3rd time prepared to repair the unit. I told him that American Home Shield has dropped the ball on this service repair project. They were first notified on September 2, 2014 and have failed to rectify my issue, nor have they contacted me or offered to replace the HVAC system because it is a "lemon". I told him to call AHS and tell them to replace the unit!! I've spent $975 thus far on repairs, changed my schedule over 12 different times to meet with the various repairman, have been dealing with this issue for almost 4 months and at this point, I just want a new HVAC System installed per their contract and advertisements.

The water heater is working fine since the repair. It would be nice however if I could go online and pull up my repair history for everything that's been repaired. I'm trying to get my service call feedback from A.O. I contacted AHS on November 22 regarding a non-working water heater in my garage. A contractor contacted me the following day and came out on the 24th to diagnose the problem. He left saying he doesn't have the part to fix the water heater. He'll have to order the part and come back. Never heard from him or AHS again. Therefore, I called AHS on December 3rd to follow-up, but was told they didn't receive any info from the contractor so they will contact him and get back to us.

On December 4th, a new contractor called me and came out on that same day. He had to put in an order for a part. Didn't hear from the contractor or AHS until I called AHS on the 11th. I was made aware that the part will arrive on the 12th and that the water heater will be fixed. The contractor did show up to the house on the 12th with the part, but the water heater still didn't work. He said someone else will come to fix it. On that same day, I received an email from AHS with a new contractor's name and phone number. He called and scheduled a time to come out on the 16th, but didn't come.

A staff from the new contractor's office contacted me to follow-up with the work done on the 16th. I told him that person (technician) never came. All he said was that he will get back to me, but never did. I called AHS on the 18th very frustrated asking if I can get a private contractor of my own to fix the water heater and send them the bill. AHS contacted the contractor and we had a 3-way conversation. The contractor promised to get the work done first thing in the morning on the 19th. AHS said that if it doesn't get fixed, then they will give me a price quote so I can shop around for a private contractor. On the 19th, the contractor come out and tried something else, but still couldn't fix it.

I called AHS after work. The lady on the phone told me she couldn't tell me anything because they have not received any update from the contractor plus it was after work hours, but someone will definitely call me back on Saturday, December 20th. I didn't receive any phone call so I contacted them again asking to speak to a supervisor. I was transferred to one, but reached her voice mail only. I left a message for her to call me back (to this day, I have not heard from her). I called again on Tuesday, the 23rd, to AHS to complain and find out what else I can do because it's been almost a month with no hot water. She said she will submit a complaint regarding this incident to their (?) department to investigate this (have not heard from them either).

I call the contractor at 10:00 AM that same day to follow-up. He told me he is waiting on a part that is on its way right now from Sacramento. He will be out first thing in the morning on the 24th. He promise the water heater will be fixed before Christmas. He never showed. I kept calling his office and leaving messages. I called AHS and was told he is probably closed for Christmas but she will call and leave a message. I asked to be transferred to speak to a supervisor but the phone went silent. I called back to speak to a supervisor, but was put on hold for a long time and then disconnected. Anyone in my situation right now would be upset. It should not take a whole month to fix one problem. If no one knows what they are doing, then why not give me the opportunity to find someone who can?

    Updated on: 1/21/2015:

I was given the ok to call a local contractor to come fix my water heater after more than 30 days of AHS's contractors not being able to fix it. I was told to fax in the invoice in order to get reimburse. I faxed in the invoice of $2495 on December 31, 2014. On January 8 and 11 of 2015, I called and left a message for the person whom gave me the authorization in regards to the status of the reimbursement, but she never returned my calls. I got a check of $1007 through the mail on January 12th without any explanation to how that amount was determined.

No wonder none of the contractors were able to fix the water heater because it needed to be replaced. The company that came out to replace the water heater said there was no way the water heater would have worked even with the parts promised by AHS contractors to replace. I found out AHS knew there was a crack in the tank and yet I was not made aware until an AHS supervisor mentioned it. Was AHS preventing the contractors from replacing the water heater? I would like an explanation to how the amount of $1007 was determined? Why was I not made aware of the maximum amount to be reimbursed? If you could have gotten someone to do the work for that amount then why didn't any of your contractors do it?

No one I've contacted would have done the job for $1007. On January 16, 2015, I called AHS to clarify the determination of the $1007. The representative told me there is no one/phone number for me to call. She provided me with a P.O Box and said to write in a letter with my concerns. I would like to know the steps I need to take in order to appeal AHS's decision of the reimbursement amount.

Our oven burner holder wore out causing our burner to hang down, AHS sent Sears out to repair, Sears advised us that they no longer made that part and the stove was unsafe as it was to use. They advised they would notify AHS. I heard nothing so after 2 more days I contacted AHS and told them, they said they were waiting on a report from SEARS before they could take further action. I told them it was a hardship on us having our Gemini stove unplugged and unable to use. More days went with no contact so I called again and surprise no report yet from Sears who I had paid $83.00 to as my contract co-pay but Sears said they had to collect tax so $83, instead of the $75 I was suppose to pay. At any rate I replaced our stove out of our pocket for $1199 since it was a double oven and we wanted another one like that. At that point AHS still had not done anything so I advised them to refund my fee for the service call since there was no report and since AHS refused to replace the stove.

This is after 4 years of pay AHS with nothing out of their pocket. What good is the contract if they don't fix or replace the item? I like feeling protected, but it was an illusion and a waste of money. I hated giving them a second chance after a similar incident with a water heater that started leaking. I went back with them even after that because we did get something toward the water heater replacement but it was 3 years later after a class action lawsuit. I should have learned my lesson then. Told them that all last week was not a holiday and that I hoped they enjoyed their Christmas with hot water as mine would be without hot water. Then told by the rep that payment would be capped because my heating system is tied to the hot water heater. Nothing wrong with the heating system, just need a new hot water tank. What a scam. We have called AHS for two problems since purchasing our house in July 2014. Most of the contractors AHS sends in our area seem to be of very poor quality, and I am on the way to feeling they are simply trying to "get your $75 and run". We had a plumbing problem in August. The first contractor AHS sent out told us our entire basement floor needed to be ripped up and the pipes replaced, for thousands of dollars. (Of course, conveniently not covered by the warranty). I didn't agree with him, so we asked AHS to send out a second contractor.

The second plumber came, and he easily fixed what the other plumber said was a major problem, and within our warranty coverage! I was a little irritated I had paid the $75 fee two times, especially when the first plumber was trying to rip us off. AHS said they would send us a gift card to reimburse us for this. Well, that "promised gift card" was never received. This weekend, we had an electrical problem. The electrician came out, poked around for a little bit, and said, “He had no idea what the problem was.” He then said it was possible something was going on in the attic, but he "didn't want to go up there".

We still had to pay the $75 fee for no service!! I called AHS to complain, and they said they would "make a note in the file". That doesn't really help me out much. I later got a call from AHS with the electrician's report. He completely lied to AHS about what the problem was, which I told the woman who called me. She didn't care, and just told me that's what he said. I will never again call AHS to fix anything because almost everything so far had been a waste of time off of work and money.

Horrible customer service... HORRIBLE! I have used my contract twice with them now. Contractors themselves are great, which makes sense because they are not employed by AHS. Recently both my washer and dryer needed to be fixed. Guy comes out, I pay him my deductible and nothing is fixed on the washer and dryer. Going to take 10 business days to order parts. Then I will need to wait an additional week to schedule another appointment (first appointment took a week to scheduled, 24 hours as advertised is CLEARLY NOT ACCURATE). From there he said he MIGHT be able to fix the washer but it needs to be rebuilt so it's likely he will need more parts or won't even be able to get it apart in the first place.

The contractor called AHS to give them the information about the washer. The AHS rep was on speakerphone. She as being extremely rude to the contractor, asking him how he is supposed to know that all the repairs need to be done. The contractor handled it well considering she was insulting his 21 years of experience. He just told her that based on his experience he knows what needs to be done. Well she couldn't take the info about the dryer so he had to call back. The next AHS rep was extremely rude to him as well, I asked, was that the same girl, he told me no.

I have talked to 4 AHS reps over the phone, 3 out of the 4 were exceptionally rude, did not listen to what I was saying, they were only thinking about what they wanted to say next. HORRIBLE CUSTOMER SERVICE... DO NOT GET A WARRANTY WITH THEM!!! It is estimated that I will be without a washer and dryer for 1-2 months... I can't even comprehend how that is 'solving my problem.'

We should be compensated for the more than 60 days that we have been inconvenienced, lost food twice after the contractors employed by AHS came and said that they had solved the problem. We contacted AHS on December 6th (it's the 22nd as I write this) for service on what appears to be a plumbing blockage. A plumber came out within 24 hours as advertised, did some digging around, and confirmed that we had a problem (the stench of sewage filling our house was a good clue). He said he couldn't do anything about the issue until we got the standing water out from under the house and gave us a card for Dry Force. We called and made an appointment with them. When they came out, they said the standing water wasn't enough to need their services and that I could take care of it myself with some bleach and a shop vac. So we called the plumber back, repeatedly, and never got an answer. Another call to AHS. They also couldn't reach the plumber. So they had another plumber contact us and set an appointment for the next day between 1 and 6. I left work early and spent the early part of the afternoon bleaching and removing standing water from under the house in anticipation that this would be the time a plumber actually worked on the problem. Plumber finally showed up at 7. Said he'd been told to give a second opinion and that he would call in a diagnosis to AHS. Again, no work was done.

Two days later, having heard nothing from either a plumber or AHS, we phoned AHS and were told that the plumber never called to make a diagnosis. On contacting the plumber, he claims he did. So today, a third plumber called to inform us that he will be coming out tomorrow between 9 and noon. I just got off the phone with AHS customer service after asking them to let me hire my own plumber and reimburse me for it (the answer was “No.”) and to speak to customer relations (“We will have to get them to call you back within 24 hours.”) and to speak to a supervisor (there are none available). I expressed to the agent that we have been unable to do laundry at home for two weeks, that if we use any amount of water the house fills with sewer gas, and that we expect family visits for Christmas. I need this resolved today. I feel that 16 days is entirely too long to be given this kind of run around. It almost seems that AHS operates on the principle of being happy to take my money, but reluctant to provide service for it. Pretty annoying.

Nope, they confidently tell you something is covered to be shocked when you have to pay out of pocket. Careful, they will give you the run around (reps and managers who promise to call you back and don't) until you are at your wits' end trying to get your $140 back (in addition to the $75 service fee) so you file with the BBB. This company does not stand by their word. Their phone calls are recorded, for what? Not my benefit and not yours either because they still have a Service Rep telling wrong information. If they listened to my phone call on 11/12/14 they would rightfully stand by their customer and do the right thing.

My washing machine broke on December 3rd. A contractor was sent to my home to "fix" the machine. He barely spoke English and concluded he needed to order parts which take 3-5 days. He came a 2nd time (3 days later), he ordered the wrong part and said he needed to order another part which would take another 3-5 days. He came back a 3rd time, still did not fix the machine and said he needed to order more parts which is, of course, another 3-5 day wait. The 4th time they sent a new tech to our house. He had not spoken to the man who had been there the previous 3 times and said he needed to order another part. However, this man (also did not speak much English) refused to speak to me because I am a WOMAN. Only wanted to talk to my husband.

After calling AHS multiple times I have a "special" person assigned to my case. I thought that would be a good thing. What it actually means is that no one else can help me. So now it is Christmas and I have 15 people coming to my house and my customer service representative is out for the holidays. Instead of being able to speak with anyone, I can go pound sand while Tamara enjoys her holiday and her clean clothes. No one at AHS will help me. I should have kept my $900 and bought a new washer with it. Only buy an AHS warranty if you want help losing your mind and your money. Oh, and in being fair they did credit me my $60 dollar service fee so on the next repair I can enjoy savings because God forbid they actually give me the money back. It's just credited towards my next miserable experience with them. Mark Barry should be ashamed of the company he runs. AHS is a miserable waste of money.

We have been with AHS for 3 years and have had repairs such as a shower stem, leaking toilet, a fuse blowing furnace. I realize that when we called AHS to replace the 20 year old water heater we would have to pay out of pocket or some of the updates in the city codes and the like. What I did not expect was to pay significantly more than what our local Home Depot charged. I had to wait 48 hours for repair service - when they did show the contracted plumbers did a decent job of installing the water heater (no complaints there) however, after AHS okayed the repair the plumber told me we had to pay $500 more for 3 valves. He said that they break in the removal of the unit and it is not covered in the plan. I knew that either way he would break those valves so we paid for them but this was my first inkling something was not right with the price.

All said and done along with the AHS (I do not know to this day what they paid) but we paid $1865 to the plumber for a 50 gallon water heater with modifications and updates to meet code. I would have paid $1100 for Home Depot to do it but we have the AHS Home Warranty so we certainly did not think that this repair would be that expensive. I filed a complaint with AHS and in the past 2 months no one has called me back. Furthermore I still don't have the permit for the city from the Plumbing company. I have called AHS and they tell me they have put the paperwork in to their unit for investigation of this matter but again no one has called me or written to us nor emailed anything in regards to this matter.

We are sorry to hear that you were not pleased with the water heater request. We do appreciate your loyalty as a customer and will reach out to the contractor as permits or code documents come from them. For future reference, if you are concerned with the contractor, as a customer you always have the option of taking a cash in lieu and getting your own licensed contractor to complete the work needed. You do not have to go with the contractor sent out if you do not feel comfortable or if their retail pricing is rather high in your opinion. We will look into the contractor on your service request and re-evaluate their business with our warranty as we only want to use contractors we can trust and rely on to take care of our customers.

We had a leak in one of our water lines, submitted the claim to American Home Shield on the phone, scheduled an appointment, and they were out in 2 days (If we look at the schedule it was around Thanksgiving so we understood that.) They're good people. They've always been good. As a matter of fact we had the furnace to be fixed and cleaned and checked, which the American Home Shield doesn't cover, and we called the guy who previously did it because he's that good!

Overall, I would recommend American Home Shield. I usually don't recommend any product to anybody because you can lose a friend lol but I would recommend them. However I'd like American Home Shield to do more things and add more things. They don't do faucets with leak. I'd like to see that because as our house gets older a lot of faucets leak. They don't cover that. I'd like to see them cover more even if they cost a couple of dollars more I'd be willing to pay it.

Whenever I've had a claim with American Home Shield, it's been very simple to report and I've gotten prompt responses so I have no issues whatsoever. We had some sort of a plumbing issue. We had a stoppage issue from the main bathroom which is right next to the wall where the plumbing lines come in. There was a blockage there which was opened up. It was just a simple stoppage issue and they got it running and that was that. The contractors they sent have always been very good. In every instance, the people have shown up right away and have been very professional and taking care of things just fine. We have no unhappy instances or anything. They work.

We had one ceiling fan. It was in an old one and we thought it might not be salvageable but they were able to fix the electrical things inside and everything worked just fine. Since they've done it we haven't had many claims. Thank heavens but everything has been just fine and we continue to renew. I've had no difficulty, they're reachable 24/7 which is one thing I like and always whatever we've had, usually, they are there the next day. We're contacted bright and early by the contractor who shows up so you don't have to wait. I've been very pleased. My experience with American Home Shield has been perfectly satisfactory – excellent. If you're looking for a company with great customer service, this is not the one. I used their automated system to file a service claim for an appliance and they typically send the same vendor as previously which we like because you know who is working in your home. However, this time it went to an appliance company that we were not familiar with so I called customer service to request another one of their vendors that we are comfortable with in our home. I was told that because we used the automated system that we could not request a different vendor so I asked the representative to cancel the order. The representative then told me that she would be unable to place another request for me with our preferred vendor and that if I called back to talk to another representative that they would only be able to open the previous work order with the vendor previously selected by their automated system. This is not the customer service that we thought we would be receiving. Out of all the representatives that we have talked to over the year, we have only had a couple people that provided a high level of service - sad but true. Good luck with your experience!

On the 18th they assigned another contractor who called me and said he could not get to the job until the 24th and could not get it repaired until the following week. I have never experienced customer service which was so poor including a 30-45 minute wait on hold each time I called. On the 19th I replaced the water heater myself in about 2 hours. We've had it for about 8 or 9 years and started making noise and so I went online and filled out a report on American Home Shield and then I received an acknowledgement and got a call and within a day, the person came out and diagnosed the problem. It was a motor so they replaced the motor and it works like brand new. Our experience with their contractor was good. He was professional, clean and identified himself and I showed him where it was and get right to work and diagnosed the problem right away and went out to his truck, got the new part and came in and proceeded to work. He also cleaned up after himself like he was never there.

I've had nothing but great things to say about AHS. I've had some other issues and they've always come out or the representative comes out, identify the problem and fix the issues. I also purchased the plan from my mom and she still lives in our house down in Dallas. She's 91 and it gives her the peace of mind too that if anything happens she just calls a number because she's not very tech-savvy but she gets on the phone and calls them but she hasn't done it yet but it's just that peace of mind so I would recommend them. It's good enough for me and my mom and good enough for anyone else.

If you do business with AHS be prepared for the big run around on all requests. The contractor fee goes up every year, this is the check you write to the person who comes to fix your item. Then be prepared to have the contractor tell you that you also need something else to bring it up to code..not covered. In my case I had a water heater replaced six years ago by AHS. I paid $75 out of pocket plus another $75 for earthquake bands to hold the water heater. Fair enough. Only problem is I called in another water heater repair for same unit due to pilot light outage. For some reason they tell me this relatively new water heater needs to be replaced. Ok fine, but also for $350 more they want the drain pan replaced again and the earthquake straps too!! They are brand new and designed to be opened to replace the water heater. AHS is a typical insurance company out to scam consumers. I have spoken to management multiple times and am trying to get the repair done after waiting six days.

I called back AHS to see about getting a pre authorization to use another contractor that I contacted myself, that had the parts in stock. I was told I needed to speak to a supervisor, I explained that I have an 82 year old senior citizen (my dad) living with me. I was told I would receive a call back. 4 hours later, no call back, interior home temp (49 degrees). I decide to have my contractor do the work. I called AHS to find out about how to submit my bill. I was told that without pre authorization, there will be no way to be reimbursed, and then I was informed that it takes 24 to 48 hours to have a supervisor respond. I should have been informed of that fact when I asked to get a call back. A complete waste of my time and money. I was met with rudeness and no compassion. We discovered, with the help of our pool company, that there was a problem with our pool heater. We reported the problem to American Home Shield. They sent out "their" chosen repair person. He told American Home Shield that a sprinkler head was the cause of our problem. We were denied help from American Home Shield. We asked for a second opinion because that section of the sprinkler system is not even turned on nor did the repair man ask or prove that it was turned on. We were told that there was not another company that could come and give a second opinion nor could they take any information from the reputable pool company that we use.

There were things noted on the report that were not accurate because their repairman is not up to date on the equipment. He claimed we didn't have a part that we indeed have but it's the latest version of the part so what the repairman claims is not there, is actually hidden inside the new part. Hence, the repairman is not knowledgeable enough to be diagnosing problems and keeping paying customers from getting any help from this insurance company. Our pool company wrote a letter explaining the problem and was willing to speak with anyone from American Home Shield about the situation but were denied that opportunity. The fact that American Home Shield chooses their repair companies and sends incompetent repairmen is very frustrating since this is the company we unfortunately chose when buying our new home.

Beware of all the fine print, "normal wear and tear" and don't count on getting a fair diagnosis or a second opinion. AHS will find a reason to say that it's not "normal wear and tear" and not repair your equipment. I would never recommend this company to anyone. When the large things break you are on your own even when you buy the extra protection.

Definitely happy with AHS. I called in a plumbing stoppage to AHS a month after moving in. They dispatched one of their vendors, who came to the house and said he couldn't find the stoppage, his opinion was it was outside the house on the way to the sewer main. He said he would call in to AHS to authorize a further inspection and get back to me. He never did, but AHS then sent a letter saying the claim was denied as it was outside the home. I called another plumber and on my dime he camera'ed the pipes and found the stoppage inside the home, in the lines under the concrete, not the sewer main going out. The original AHS vendor never checked these locations.

I called AHS again to call a plumber out but was told it had to be the same plumber or I would pay the service fee again. Fine, they dispatched the same plumber only this time they never showed. They made an appointment several days out (I was having water coming back up into the utility sink already) then never arrived. I left two messages, no response. This was the end of the week of course. Then Saturday complete back up, flooding in my lower floor.

I called Carter again, no response, then called a plumber for an emergency repair that day. He was fast and efficient and made a permanent fix that I doubt the other company would have, but I had to pay it out of my own pocket. Long story short, I submitted the invoices to AHS and they are reimbursing me without argument for the repair costs, up the extent of my warranty coverage. Wow impressed! Thank you, Delphine.

Last year I had a problem with my furnace and contacted AHS for repairs. The contractor came out and said that he'd have to order the part. Unfortunately I wound up without heat during the record low temperatures in Atlanta last year. It was miserable. Despite using space heaters the temperature still got below freezing (the water in my dog's water bowl actually froze). I was not at all pleased about the delay but AHS and the contractor assured me that they were doing everything possible to get that part ASAP. The problem according to the contractor is that I have a Trane furnace and that Trane requires that parts come directly from them. After five days of miserable cold the furnace was fixed and I hoped that I would never deal with that again.

This year - remembering how miserable I was last year - I tested the furnace in October and once again the furnace would not start. On October 7th I sent a request to AHS to have the furnace repaired. Since then I have had contractors come to my house three times (and the gas company once). I was once again told that part of the delay was waiting for a part that only Trane could provide, only to be told by the next contractor that the replaced part was "generic" and not from Trane. I've spoken with AHS several times but nothing seems to make a difference. Two days ago I was promised by AHS that my case has now been escalated and that a special team would now be in touch with me daily to ensure that this furnace is finally fixed. I've not heard back from AHS since.

Living like this has now affected my health. On Friday I had to go to the doctor for x-rays and prescriptions for pneumonia. Still no heat. If you read through the many complaints on here you will notice that my situation is not unusual. At this point I assume that I have no option but to hire a contractor directly and also assume that whatever is wrong with my furnace, it must be serious and that's why the contractors and AHS have been either unable or unwilling to fix it. Does AHS do this deliberately? Or do they just have no idea what is going on? Or what? In any event, you will not know if AHS will take care of your problem until you have a problem - and when that happens, if the repair is a necessary one (like having heat!) then you are out of luck.

He spent more time on the phone in his truck than he did working on anything. He comes back inside and tells me that AHS wants to talk to me. Basically said that he couldn't get to where he needed to from the ground level and that he would have to get on the roof. Well AHS said they didn't cover that, it was considered a risk. He said it would be $250 out of pocket for him to do it! My husband came home and went to Home Depot to get the tool to do it! Thank God it worked and he didn't have to do it from the roof! We have been with AHS for many years, we lived in Maryland and had no problems. We moved to South Carolina 7 years ago and went with AHS again. We have had nothing but problems! Our fridge/ freezer went out and it was 3 weeks before it was fixed, the A/C unit went out 2 times and each time it was weeks before it was fixed, electrical problem in our fuse box took weeks, and now our dryer has been broke for over a month. My husband put in a service order and three days later no one had called, then told my husband they were assigning to another company still no call. The third company finally called and a week later came to our house, did a self test on the dryer, said it was the vent and gave us a number to call. The technician did not charge a service fee, he said he didn't do anything, and left after only a few minutes at our home.

The dryer vent person came, nothing clogging the vent, the dryer is indeed broke. Called AHS and they refused to send another repair person without documentation from dryer vent company. Faxed it to them and did not hear anything from them. My husband called, was told the dryer repairman said we did not pay service fee and charged AHS service fee. My husband told them what the technician said and AHS didn't care. My husband paid the service fee and was told the same company would be coming, the same company that fraudulently told AHS that we didn't pay them. They refuse to send another company so we are being forced to use a dishonest company for our repair. I will be telling everyone I know to not use AHS. There are a lot of other warranty companies to choose from with better reviews and hopefully better customer service. We, the consumer, keeps AHS in business and I think they have forgotten that. The best form of advertising is word of mouth and I will be telling everyone I know about our 7 years of bad service.

However, they employ new immigrants who speak very little English, which I can usually understand but these people have just come to the country and are trying to make business for themselves and almost consistently find a way to have you try to spend more money. The quality of their work is good and they're reliable but sometimes exaggerate as to what needs to be done, unless you know what the deal is. Sometimes they lie about the nature of the problem. But 80% of the time they’re fine.

AHS sent a contractor who took a walk in the house and then recommended that the leak is because of higher water pressure on city side and I need to put a pressure regulator. My question is I have been living in this house for 6 years did not have pressure regulator before. Got similar leaks fixed by AHS before under the same warranty. What did suddenly change that they are finding the issue with the Water pressure now. It seems like a tactic to make the customer get the issue fixed themselves. I’m fairly pleased with American Home Shield. I used the service for two rental properties to help maintain for appliances, plumbing and everything it covers. Usually the service is good but recently they moved to a different provider for plumbing which is fine except they’re a little slower in terms of getting service, particularly for the city I live in, which is a little bit smaller community. The prior arrangement was they’re using local vendors within the city. I’m disappointed with American Home Shield because I made an online request and I presumed that they would call the vendor as they have done in the past and the vendor would call me. I emailed and didn’t get a reply back so I called and finally had the process going. I’m paying 50-60 bucks on each property and $75 fee but I don’t get the response I need. Other than that, I like the fact that I don’t have to go fix something myself or find someone or get my husband involved, especially on rental properties. I’m not happy but I’d still recommend them. The websites had gotten better. I like talking to a live person on the phone and those people are very helpful.

He said the well pump was the most likely problem and he would get back to me with a quote, but all costs may not be covered by the warranty. 3 weeks later I finally had the quote. By then I had another plumber come out to tell me the well pump is the likely cause. I would like the work done by my contractor because I do not feel comfortable with the contractor they sent out. American Home Shield will not authorize this. I have been paying for well coverage since I purchased my home in 2009. Every time you call AHS someone tells you something different. If the repair was not so costly I would cancel this policy and absorb the cost myself. I am just fed up with this company and their choice in contractors.
