For the past 9 years, I have had both of my primary home and rental property under AHS. I had the same coverage for all my appliances. I had called in a service request for my primary residence in September last year (2014). When call in Feb 2015 to have my washer serviced, I noticed that it was not covered. I called AHS and was informed that during my renewal one week after the service call in September, the washer was removed. I asked why did they not inform me that the washer was removed yet the dryer remained on my coverage. I have had my washer and dryer on my coverage for the past 6 years, each year they renewed with a change. I assumed that would be the case this year.

Sadly to say I have to wait until my renewal to add my washer. I am seriously thinking about dropping AHS and getting a service who will notify me of a change in my coverage. Drop the washer yet leave the dryer. They had been excellent thus far but not. I don't know what else they will randomly drop.

We're going to redo our policy with them. Everything's good. Submitting a claim is really easy. I either call or use online. I like that the company call us real quick and they get our appliances repaired. Contractors come in, find out what's wrong, and take care of the problem fast. Their work has the highest quality I have ever seen. They really know what they're doing. Most of the American Home Shield people that come in for our appliances are top quality people and qualified technicians, even if we're from a little town.

I have had a home warranty with AHS since August of 2007. I also have on many occasions purchased for my clients AHS warranties and recommended to other clients the same. Since that time, I have had multiple repairs on my main heat pump system to keep it running. I bought the warranty since at some time I knew it would fail just as I would buy a car warranty. Most of the time repair responses were within 48 hours and most were service personnel within an hour from my house.

Most recently I called on a Saturday morning and made a service request in hopes I would have service by Monday. I received an email and was told the company name and email. On Sunday morning I emailed the service company to inquire directly as to their schedule. They responded within an hour and said Thursday and that they were located some two hours from my home.

I called AHS and made it quite clear that I was not satisfied with the response time or the location of the service personnel. I told the representative the schedule and they said they would have to verify that information with the service company. I stayed on the line but the representative said they could not get the company on the phone and I assured them that they did respond to an email. After expressing my dissatisfaction I requested to speak to a supervisor and was told I would get a call within 24 business hours or maybe Monday afternoon. I was told if the service was an emergency I should have not used their automated system to request service but speak to a representative.

To say the least I am quite disappointed and was told by the last service personnel that AHS would not replace the system but patch it or maybe give us some system that was barely adequate at best.

I always have great experience with American Home Shield. Last year, I had a couple of problems like my furnace died during the winter and it was replaced by Home Shield. I also had some repairs on the fridge and problem in the oven. I usually call by phone and then make a request. They immediately send me an email with the company that will contact me or will do the repair. Mostly, we got contractors from Sears and they were very quick to find out the problem and immediately repair it. For the air conditioning, it was winter when we called and they also promptly came on a Sunday and replaced the furnace within the day.

After paying monthly fees for several months and a $60 service fee for each of several visits to repair my garbage disposal, I had to yell at American Home Shield (AHS) to replace it. AHS finally replaced it, but with a subpar disposal. They lied about the warranty period of that new disposal. So, I never got that new disposal repaired because I thought the warranty had expired (it actually had not expired). On top of that, one of the repair guys said they never fix disposals, they just replace them. So, why was I charged $60 for each of several visits for temporary repairs, when they should have replaced it in the first place?

Save your money and find a reputable repair guy that you don't pay monthly fees to on top of his normal service fee. Hell, you could even use one of AHS's contractors. You may pay a little more in service fees, but you will save money in the long run because you are not paying AHS a monthly fee when your appliances are working fine. Plus, AHS has now raised their service fee to $75.

American Home Shield - What a waste of money!! I called for a leaking dishwasher. They called someone to take a look at it. This is the second time we had this dishwasher fixed and AHS was also the one who send those people. This time they said it was a physical damage!!!! What! They are telling us that we did the damage ourselves!! It's a wear and tear people!!!! They know it cannot be fixed and I'm sure they don't want to get us a new one so they turned the blame on us saying it's physical damage!!!!

You can't even argue with them cause that's the "diagnosis of the technician" when in fact he did not even try and fix the problem! Just took pictures and left!!!! What a ridiculous company!!! Such a waste of money! This is the 2nd time we used them and they are no help at all! They come at your house, look at the problem, have you pay the $75 just for looking at it, then turn around telling you they do not cover it! Always.. always they say they don't cover it! So what's the purpose of getting them?! Cancel them and don't even waste your money on this company.

When I called to set up my original policy I was told that I didn't need to add the washer and dryer because they were a combo unit. I chose the dryer. Of course my washing machine went out. I was then told by the company that it wasn't covered. So I payed $1300 for another washer dryer combo. I then asked if I could add the washing machine portion and was told yes. I called to add the washing machine and was then told that I couldn't add it because I missed my 60 day grace period. I have heard great things about this company but I just keep getting the run around and losing money. I am most upset because I specifically asked about the washer/dryer combo in the beginning and was assured that it would be covered. I can never ask a question and get the same answer from two different associates. That is disturbing.

She lives in a remote area and the police have them at the top of their suspect list. Southwest Appliance Repair has extremely low consumer reviews (1 out of 5) yet American Home Shield still uses them as a contractor. What kind of criteria does American Home Shield use for its contractors that they would utilize a company like this? The answer is obvious, and it's the low cost bid wins.

I am very dissatisfied with American Home Shield. There was a major lack of communication, in which case a technician was dispatched out, He was at my home for less than a minute, to inform me this was not covered, immediately after requesting payment. I understand that it's not covered, and I'm sorry for the tech that had to waste his time and gas to get to my house, but paying someone 75.00 to look at something seconds later demand payment doesn't settle well with me, this is more than I make an hour. This isn't the first time this has happened, I feel as if I have been scammed.

And then when requesting that this service fee be removed, not only am I rejected but rudely rejected, saying that either way I'm going to get billed and pretty much I'm SOL so I should just deal with it. This is far from customer service. And what company doesn't have management staffed at all times. Maybe if you did, your representatives would behave in a more professional manner.

My Furnace went out on one of the coldest days of the year so far. I called AHS to get someone out and I got a phone call from a company that said they could not get to me until the next day. When the technician came out he surmised the problem to be a bad thermostat. He replaced it and it ran for about twenty minutes after he left. So, I called back and was told by AHS they would send someone back to check it out again. The same repairmen came back out. Again he checked said that it shut down on a code again. Again he got restarted and left before it had a chance to cycle through and I spent the weekend waiting for someone to come out.

When a different company came out they said it was because the thermostat had been wired incorrectly and again the service provider got it to run again but said that AHS told them to put things back the way it was and they would send the original company back out again. Again he did the same thing and again the same results. I called AHS again and asked to seek a company for myself. This serviceman came in and diagnosed the problem within five minutes. The pressure switch had failed so he troubleshot a little deeper and found that the exhaust was blocked with cement from my chimney. He told me he could tell that my furnace had been replaced fairly recently and because it burns hotter than my previous furnace it should have had a liner installed in the chimney to protect it from damage.

AHS denied that process because they do not cover chimneys according to their customer service rep. The contractors that were hired did not inform me of this and now I have to repair my chimney and install a liner anyway out of my pocket. I thought this was type of thing I was trying to protect myself against. After being with AHS for fifteen years I thought they would be sympathetic towards my situation and at least pay half the cost but they refuse because they say they do not cover the chimney but if the furnace had been installed correctly this situation would probably never had happened.

In June 2014 I decided to try out a different home warranty company because my existing company was increasing my renewal premium by 30%. I went with AHS after reading the great reviews. I have a pool and spa and it was important to me to find a company where I could add coverage for those systems. At the time of my new policy, I had no issues with my pool equipment. However, toward the end of the summer I noticed water dripping from my heater and called for service. Mind you, there were NO PROBLEMS with my heater for the 18 months I owned the home prior to my call. I also had a pool inspection before I bought the home and the inspector checked all of the equipment for problems.

So, AHS sent a contractor out who reported that I had a missing part called a check valve and because the part was missing it caused damage to the heater. The heater would need to be replaced. AHS denied my claim for a new heater by saying the damage was caused by a missing part. I happened to have the installation manual for my heater, which specifically states that the part claimed "missing” was not required for my model. I then noticed that the technician wrote the incorrect model down on my work order. I called AHS to appeal and they said they would send out another contractor for a second opinion.

Ironically (NOT), the second opinion yielded the exact same result. I find it simply outrageous that my equipment was working with no problems, no leaks and with a complete inspection ahead of home purchase, and all of a sudden everyone claims that there is a missing part that caused the heater to fail. All of a sudden, I am stuck with a WORTHLESS home warranty and feel like I have no recourse. I am beyond upset. A new heater will cost me close to $3,000 after installation. Based on this experience, not only will I not renew my coverage with AHS this year, but I would NEVER recommend AHS to anyone.

AHS denied the claim and said if the toilets flush it's not covered. I called AHS again and asked for a second opinion as the toilet water should not be hot and it was incorrect installation. The 2nd plumber got it approved and fixed the problem. Now all the water in the house is reversed. When turning on cold water for all faucets it comes out hot and vice versa. I called AHS and after 38 minutes on the phone and speaking even with a supervisor, they denied the claim. The plumber said that AHS is a scam, they pay the contractors very little, and mostly deny requests. I'm now living with all the water in house reversed - but the toilets have water! AHS considers the dispute resolved. I do not agree. I would strongly suggest that anyone using their service to very closely read their contract. They stick to the literal terms written in the contract. While they usually provide a good service, and value, in this case they did not. I can raise my satisfaction rating to 3 stars at best.

    Original Review: Jan. 29, 2015

I had a pipe that was leaking in my basement, and I called AHS for service. The pipe was located in a small room that also houses my washer and dryer, water heater, and boiler. The pipe and leak were visible, but not accessible due to the position of the water heater. Therefore, the only way to fix the pipe in the plumbers' estimation was to remove the water heater. Unfortunately, AHS states in their contract that they do not cover access issues. However, the only way to fix the pipe was to move the water heater, and I was responsible for the charge to remove and replace it.

I called customer service and spoke to both a representative and a supervisor, and also called their appeals department. They basically quoted the company line that access issues are not covered, and I was stuck paying. They refused to negotiate or give me any satisfaction. The people I spoke with just kept quoting the verbiage from the contract. It is interesting to note that the contract does cover $500 for drilling through concrete. The only other way to get to the pipe would be to drill through the foundation, make a hole, and reach it that way. This made no sense to me since it is generally not a good idea to mess with the foundation of the house.

I have been an AHS customer for over 10 years, and currently have 2 houses insured with them. In the past, their service has been excellent, and I have recommended to many friends and colleagues. Now, however, they are going to lose a long time customer over poor customer service and a $170 charge. This seems very shortsighted to me, but this is apparently their business model. When my contracts run out this year, I will not be renewing.

My heat pump stopped working. I contacted AHS and AHS sent out a repair contractor (Harrell Home Services). The repair contractor made a superficial diagnosis that my disconnect box failed and tripped the breaker. The repair contractor stated that the cause of the disconnect box failure "appeared" to be a power surge, although he was not sure. I disagreed with the diagnosis and communicated this to the repair contractor and AHS. Even as uneducated as I am about heat pumps, I told them that the compressor failed, and this is what set the heat pump failure event in motion.

Because an alleged power surge "appeared" to be the cause of the heat pump failure, my claim was denied and my appeal fell on deaf ears. Note that the repair contractor admitted to AHS that he did not actually know why the system failed so he guessed "power surge." Also note that the repair contractor offered to repair the disconnect box for $320, which was not covered under the warranty. He also told me that the repair was not worth it and attempted to sell me a new heat pump system. This repair contractor was clearly unethical in his dealings with me.

Because my claim was denied by AHS, and its repair contractor was attempting to gouge me on the repair price, I took the matter to my regular heat pump maintenance contractor. He repaired the disconnect box for $180, and lo and behold, the heat pump still did not work. The diagnosis was failed compressor. I contacted AHS and complained about its repair contractor's incorrect diagnosis. Because my contractor was not an AHS contractor, AHS sent out another one of its contractors for a second opinion. AHS' second contractor confirmed my contractor's diagnosis and my uneducated diagnosis that the heat pump failure was due to a bad compressor (15 years old), and needed to be replaced.

At this point, a compressor is a big repair for a 15 year old system, and I told AHS that I wanted a buy out of the system, because I have two very young children and I need a reliable heat pump system. How does AHS respond? AHS has been giving me the run around for almost three weeks by paying me lip service on actions that were supposedly being resolved by the AHS authorization department. In reality, the authorization department was doing nothing to move my buy out forward. If coordination needs to be done between AHS and its repair contractors, then that is not my problem, since they are AHS' contractors. I pay an annual fee for coverage, and a bad compressor is clearly an item that is covered.

To reiterate, this process has gone on for three weeks, with no satisfaction. Today a rep sent my buy out claim request to the research department, and told me that this department would actually do something, but I have no idea if that is true because AHS has completely failed to provide any level of service for me. Moreover, its whole goal seems to be to collect a warranty fee while providing no coverage and no service. This has absolutely been a horrible experience, and AHS has been the primary contributor to it.

I have a home built in 1997. The garage is detached from the home and both issues which we had were related to plumbing inside the garage. Both services were REJECTED by AHS and I had to pay a plumber to come out. Their reason? The garage is not part of the main foundation of the house. What? So! Lots of houses have that. If you ever had service performed by them in a detached garage area I'd love to know about it. They don't provide service but they sure do collect my monthly payment. Old Republic is so much better. I paid a bit less with AHS and got what I paid for - inferior product.

Wherever I’ve gone, I’ve taken them with me and now I’ve got about three houses with them. I haven’t had a bad experience that’s why I stayed with them. They're great! In my most recent claim the plumber came late but he was superb, very polite, very clean and he was in and out very nicely. He did an absolutely wonderful job.

According to American Home Shield customer service, they only have one contractor!!!! I can't believe how bad their service is.

    Updated on 02/08/2015:

This is a follow-up post to my previous complaint. It has now been three weeks since I requested service for a broken garage door opener. Their "fix" after two weeks was to send out an electrician who said he couldn't do anything. I have demanded the over $500 that I paid for this warranty with the promise that a supervisor would call. That was on Friday. No call as of today, Sunday.

We paid $150.00 as per their requirement. Both of them went back by telling us that they needed to order parts and will be back soon. Since then we have been calling several time to know our order status. We've been told that they are going to send email to the vendor to know exactly what's going.. But unfortunately we haven't received any call neither from vendor nor from American Home Shield to let us know what's going. On 28 Jan, 2015 I called them again and wanted to talk to a supervisor. Still no one called. After waiting I called again today and came to know that 28th Jan they sent an email to their corporate department for the research. Then after they serviced and told me it was to be replaced they replaced my Stainless Steel Microwave with a regular black microwave. When I called to tell them it is the wrong microwave they told me stainless steel is considered a color and they are not subject to replace on color. I have stainless steel kitchen in my house and now and off black microwave. With the time and money I spent I could have replaced it myself and came off better. This sucks.

My problem started about a month and a half ago when I noticed that I could hear water running near my water heater. I didn't see any leaks but I contacted them, and the company that was supposed to contact me did not. Another one did so I called them out and they came out and said I needed a new water heater. I said great. Meanwhile, I had to turn the water off and then there was a big mix-up with who was supposed to go out because they had reassigned it. And I said, "Look I don't know how this works. Just figure it out."

Meanwhile, nothing is going on. I keep calling them. Absolutely nothing going on. It took them over a week. In the meantime I'm without water. I go back downstairs into the crawlspace, turn the water on, fill up bathtubs. End up having to go to the rec center to take a shower. They came back and they finally got back to me, and they said "We'll go ahead and get it fixed" -- and this is five or six days later and "We'll just send you a check." I said okay and a maximum of $400. The new water heater costs with installation over $1,000, and the $400 would never really put a water heater in that was comparable.

I did get the check for $400 but it took a while, about a week and a half, two weeks. I obviously got it fixed and then I cancelled my policy. My son also had gotten American Home Shield and said that it takes them a while. But his was an air conditioner which is not considered to be as important. But when your house is without water, that's actually considered to be an emergency.

The repair person that came out in the beginning of October and would not go under house to see where it was leaking from since he did not like spiders, he said, he came in house and said leak from from vents where new floor had been replaced or from intake duct. He said he would check with AHS to see if covered and get back to me. I waited about 3 weeks and called AHS back and was told that leak on inside of house from new floor was not covered. I told them the leak was outside of house under the house and wanted it checked from there.

Called AHS back and they sent a message to the original company to come out and look at the problem again, I guess not realizing that they had already been there, then I received the following e-mail from them (this was still not resolved by the end of November, so I dropped their service):

I have placed a service request regarding a leaking pipe on the property. The local company called "rite a way" sent out a technician shortly after and I got a phone call from AHS the same morning said that my permission is needed for a $275 for "modification" which I gave right away. Then it became quiet for a few days. I had to call the local company again to follow up. I asked to speak with the technician who diagnosed the problem. Wanted to have some detailed information about what to expect since I was not living in the house myself. No matter how many time I called, the technician didn't contact me.

I wanted to get things done ASAP, so I called the local company again and even give my credit card information for the $275 just to expedite the process. I was told that the leaking pipe will be fixed in 3 days on a Tuesday. Gotten a message from my tenant on Monday night when I was trying to find out about the process again saying that they are waiting for the insurance company to approve for breaking the wall! How was this not mentioned at all at the very beginning? I know the technician didn't come to the house again during this time! I don't understand his thinking process at all!

So I called AHS, trying to explain to them about my problem, I was told that there was no request for breaking the wall was submitted to them by an employee named Jose ** who refused to give me his full last name and talked to me in a very rude way over the phone, interrupting me many time just to tell me he cannot do anything at all about it until he hear from the local company. He told me that he does have a supervisor around but cannot talk to me according to the procedure until he writes to him/her when I asked to talk to his supervisor... This experience with AHS is extremely frustrating and the individual employee was very unprofessional. I have decide to change to a different home warranty company once I can get a hold of someone.

My husband and I have had a few issues with American Home Shield (AHS) including but not limited to AHS not considering an HVAC unit going out during the middle of 100 degree (+) weather in Texas - an emergency. The final matter that left us dismayed was when our range caught on fire after 9 PM on November 18, 2014. The San Antonio Fire Department (SAFD) was called and determined the cause to be an electrical surge in the unit. They removed the appliance from our home to our back porch for our safety. We were informed that we needed to have a certified electrician check our outlet since the appliance fire tripped our breaker.

We contacted AHS on 11/19. Bobby from South Texas Appliance Repair (STAR) was dispatched to our house on 11/21. Both STAR and my husband took photos of the damage to the range while it was being inspected on our back porch. Damage was located on the main electrical panel, the burner control panel and my husband even needed to point out that the main power cord had damage at the attachment to the unit. At that time, Bobby told us he was going to recommend to AHS that the unit be replaced.

I received a call from my husband on 11/22 that AHS was not going to replace the unit, but replace the parts that caught on fire which included over 8 parts. I immediately called AHS back and asked to talk to a manager, which never happened. I was kept on the line with the phone agent. I explained that I was told on my back porch that our service technician was going to recommend a replacement for our range. Since it was Saturday, STAR was not open and I could not talk to the technician until the next business day. I also explained to the AHS service agent that I was still waiting on the report from SAFD. There was a discrepancy between what I was told and what AHS said STAR told them regarding my range.

At this time, I was told either they could order the parts for my appliance or I could take a buy-out. I said that I did not want parts ordered for my appliance and I didn’t want to discuss a buyout until I could confirm with STAR what I had been told and what they told AHS. I told them that I felt I was being lied to either by STAR or by AHS. I was never given to a manager and was told I would receive a follow-up call from AHS on 11/24. This never happened.

I had to contact SAFD and STAR from out of town during the Thanksgiving break which took a significant amount of time. I spoke to Bobby at STAR twice on 11/25. We discussed his findings, he told me he sent the pictures to AHS and recommended a replacement of our appliance. I told him that AHS said STAR told them to only replace parts. He said he would call AHS for me again and try to talk to them. He called me back and said he was surprised when AHS said they wouldn’t replace the range. He also said AHS told him that I refused a buyout. I explained I did not want to consider a buyout until I found out what report was given to AHS. A buyout was not going to cover the actual amount of the oven and if STAR was recommending a replacement, I didn’t understand why they weren’t replacing the appliance. He said he would call them again on my behalf.

I didn’t receive any follow-up calls until the week of December 11th when I was told my parts had arrived for my range. I spoke to Vanessa from STAR on 12/11 and was again told that STAR had recommended the appliance be replaced; however, they would not put this in writing. I spoke to STAR Manager, Brenda, on 12/12. At that time, I was told that, yes, STAR recommended to AHS that our stove be replaced yet there were parts that could be replaced. I asked Brenda if she were the customer who experienced a stove fire such as ours if she would want the stove repaired and put back in her home. She said she wouldn’t, but that it was up to AHS.

She then went on to say that the fire could have been our fault since grease accumulates on the back of stoves causing fires. She stated this not having seen our stove first hand. She told me she was going to contact AHS to again state that STAR thought the appliance should be replaced and call us back in 45 minutes. She also said that in the meantime, I should call AHS to inquire about the buyout policy. I never, to this day, received a return call from STAR.

I spoke to AHS on 12/12 reiterating our situation to the current agent on the phone. I recorded our conversation for my records. I inquired about the buyout policy. I was told that there is a separate department that handles the buyout offers. She explained that the policy for the buyouts is the value of the parts to be replaced plus the cost of the labor to fix the appliance. I was told that I would be called within 48 hours with an offer.

I have never received a buyout offer call from AHS. I faxed the AHS research department on 12/26 with a detailed listing of everything that happened with photos of my range and a copy of the SAFD report with my complaints. At that point, it had been 38 days since my range fire. My range was still on my back porch. I did not receive any calls from AHS until 1/19/2015 when a random AHS agent called to renew our policy. I started to discuss our issue with AHS and that I definitely wouldn’t be renewing if my latest issue wasn’t resolved. When I got to the part about not hearing back from AHS about our buyout offer, she let it slip that a buyout could not be offered since they already ordered the parts for my range. When I started to say that I had told them to not order the parts, she hung up on me.

I have not heard back from AHS since, except for calls to renew our policy in February, and my stove is still sitting on my back porch 69 days later. My stove was never fixed and I never received a buyout offer. An electrician was never sent out to check out my outlet - I had that, my breaker box and my stove checked by an independent licensed electrician who determined the fire to be caused by an electrical arc in the appliance. He suggested that the appliance be replaced to avoid an additional fire. I don’t feel my contract was properly honored. I am thoroughly disappointed with the entire process of this situation and on top of it all, I had to go out and buy a new stove. I am someone with food allergies and sensitivities and this created an extreme hardship for my husband and me. The whole experience has been surreal.

I have had American Home Shield since purchasing my home in March of 2011. Since that time I have filed 5 separate claims on my policy and have only been satisfied on one occasion, the first one. The first time I used their service, my pool pump motor failed and when I called to file the claim they had a technician out the following morning to address the issue. The technician noted that a part of the motor had burned out and replaced the motor for my then service fee deductible of $60.00.

Several months later I had an issue with the timer on my hot water heater which had failed and called for a service technician to come out and make the repair. The technician with US HEATING AND AIR came to my home, diagnosed the problem as a faulty timer, informed my wife that the timer itself was not covered, and then bypassed the timer and left exposed live electrical wires hanging out of the box well within reach of my wife and two children.

When I called and complained to both American Home Shield and US HEATING AND AIR, they were both apologetic and informed me that not only would they send someone out to make the repair first thing the following morning, but would send a manager so that the issue could be addressed. TWO DAYS LATER the SAME TECHNICIAN came to my home and was so incompetent that he had my wife call me at work so that I could explain to him what the problem was with live electrical wires hanging out of the timer box in which someone could come into contact with them and be electrocuted. After I explained that the wires needed to be secured, he then shoved them back into the box and left my home. I then contacted American Home Shield once again to complain about the level of service and was guaranteed that US HEATING AND AIR would be removed from my list of contractors and would not be sent again.

Several months later, my air conditioner had issues cooling my home so I filed a claim to have it checked. AFTER 3 SUMMER - 90 DEGREE - PLUS DAYS of not hearing from either American Home Shield or a contractor, I contacted them back and was informed that because I did not wish to have US HEATING AND AIR come to my home because they had left a safety issue, then there was no telling when another contractor could be identified in my area to be sent out. If I wished to have US HEATING AND AIR come back to my home then they would put me on the waiting list for service. Having no choice, I opted to have them come out for service and after an additional 3 days of not hearing from anyone, I decided to take a look at the problem and was able to make the repair myself for less than the price of the service call.

Months later we noticed that our hot water heater tank began leaking in our garage so we contacted American Home Shield for service. The plumber that was sent out was very polite and courteous, and even came in a very timely manner. The problem was when he informed me that because my hot water tank had to be replaced, American Home Shield would only cover the cost of the hot water heater itself and would not cover the cost of the $500.00 +/- labor cost that would need to be paid, and on top of that, it could take up to 21 days (and does in most cases) for American Home Shield to approve the replacement. I then opted to pay 225.00 for a hot water tank that was even better than the replacement was to be and installed it myself to keep from paying the additional cost.

Finally, our last service was once again for an air conditioner issue (the first time was an electrical disconnect that had burned out, this one was for the unit itself not cooling the house). When we contacted American Home Shield, it once again took the normal 3 days for someone to come out for service and when the technician arrived he informed me that our unit was low on Freon due to the "valves being loose". He then tightened the valves (still not sure how valves loosen on their own) and applied 2 pounds of Freon to our AC unit. I was then informed that American Home Shield does not cover the entire cost of the Freon if it is needed and that they would only pay up to $10.00 per pound when the actual cost is $120.00 per pound, so I ended up paying not only the service call fee of $75.00 (because it went up from $60.00 after our first year) but I also had to pay $220.00 for Freon.

After I paid the technician he went around the house to put in the Freon and a few minutes later I stepped around the house to see how it was going. When I walked around the corner I seen his Freon bottle was laying in the grass next to the AC unit and he was putting away his tools. The Freon tank did not have any hoses or anything attached to it, but Freon was blowing into the atmosphere from the tank. In case you don't know, Freon is a hazardous gas that has to be contained and it is against FEDERAL LAW (under the EPA) to release it uncontrolled into the atmosphere. When I questioned the technician about the practice, he stated that it was only gas and he was relieving the pressure on the bottle and it didn't matter. That is the LAST time I contact American Home Shield for service and I am currently trying to identify an alternative home warranty company for my home.

Steven, I would be more than happy to forward this complaint. Would you mind confirming the covered property address you are referring to? I do not show any service requests sent to US Heating & Air under the address provided. We have a few requests with Air Zone Heating but none that required attention to any out of pocket costs for refrigerant and we do not show the number of claims you are speaking of. We will use this feedback to improve our services once we confirm the information. Thank you for bringing this to our attention.

As a former customer of AHS in Arizona, I was thrilled that we had the option to use them again now in the Los Angeles area. Our first claim was a clogged drain. We had a wonderful experience top to bottom. The service technician contacted us right away, was timely and fixed the problem as well as gave us great advice on how to keep our pipes unclogged until we could afford to replace them.

Our current claims, not successful at all! Our water heater pilot went out on New Year's Eve, called AHS and they assigned the contract to Drain Co. in Whittier, CA. The company never called to schedule an appointment. We called AHS back and they re-assigned the contract. The next vendor came out, lit the pilot and left, he didn't check anything! Shocking when the pilot went out AGAIN! So once again we called AHS and they again re-assigned. The next contractor said he didn't see anything wrong, but didn't check anything; he did stay longer than the first.

So here we are 3 weeks later and AGAIN the pilot is not staying lit and AGAIN AHS is sending a plumber with horrible ratings. I have talked to 3 plumbers and they have all told me it sounds like an easy fix (thermocouple), so why is AHS using plumbers that don't want to work? This service in LA is looking to be a very bad decision. For the record, all the reps at AHS have been nice, but I don't need nice, I need HOT WATER!

The contractors showed up in a timely manner. They said they'd get here a certain time and that's when they got here. The job was always completed. One time, they had to order a part and that only took a day or so to get here. It has been really good. We're still having problems after the repair though. It has always worked before and it just seems to be something with the washer itself that it's kind of a repeat. It works for a length of time and then it repeats going out. But having American Home Shield is a great experience overall. They've always gotten a hold of us right away and come on right away, so we're satisfied with that.

Had flood from hot water heater yesterday. Called AHS to tell of emergency, and the "robot" said "I can't find your account from your phone number, try again". No way to talk directly to a REAL person. Called 3x today and each time was told that Hartman Plumbing out of Salado, TX would call me back. I reiterated that this was an emergency, no water in house as had to cut off at street to control flooding from water heater. 1st call, the Brandy was rude and thought it was in the basement... I had told her it was in the garage and the house had 1 inch or better water in it.

2nd call was better and Ashley said she would call the Hartmann Plumbing again. If they do not give a certification, then AHS would look into calling another company (Salado, TX is 45 miles from here.). Why can't they call a local affiliated company. Then I was told there would be a $75 service charge... What did I pay the premium to cover the costs of service and replacement??? Will certainly be looking into other insurance for my home, since AHS cannot deliver 24/7 service that is covered by the premium.

As of now 8 hours since I first called, no company has called nor come to help. It is a good thing that this is not a life and death situation and simply no water to drink, bath, wash dishes, wash clothes for 24 hours. So much for the "shielding"/covering and taking care of the homeowner. In the meantime, I have discussed this with neighbors and friends who all say that AHS is a ripoff and scam. They will post this on their Facebook accounts.

This Home Warranty was purchased by my real estate agent when we bought our house. I added extra coverage for washer/dryer (I added myself). They could not correctly process the payment from my agent and my payment for extra coverage. Almost 8 months into my contact they billed me again for the washer/dryer coverage. Their billing department and customer service department is the worst ever - period. Lots of phone calls and no follow up ever.

The next is the contractor list - Terrible. Out of maybe 10 service calls, only one plumber was good at fixing our problem. Some of them kept delaying and never even showed up when my heater broke in the middle of the coldest winter in Michigan since the 1900s. One of the plumbers charged us twice when he did not even complete the work he promised to complete. The company was supposed to follow up and refund my money. After multiple phone calls and no follow up for months, they said they will mail me a check for overpayment (I have no faith that this check will show up, expecting to call again).

Is home warranty worth it? Yes, if you have a major plumbing issue like I did and a good plumber did the work. (However, the chances of getting a good repairman or contractor are very slim with American Home Shield.) Is American Home Shield the home warranty you want to go with? No, actually I would give them a rating less than one if possible. Worst Service and Experience with any company in my life. They are a scam and fraud. They constantly look for ways to not fix your home issues and bill you incorrectly to get money from you.

After 3 years, I have left AHS. Twice, when the repair company couldn't fix the appliance (dishwasher and dryer), I had to escalate the problem to the executive office to get any action. You can place a service call with very little wait but be prepared for LONG hold times to follow up on a service call. They really don't staff enough people in their call center and certainly don't train them well in providing good customer service. The last straw was when they increased my deductible (without telling me) from $60 to $75 in 2014 and then sent a contract for 2015 and raised the monthly charge by 30%!!!!!!! I called customer service to cancel. Was told someone would get in touch with me.

Next month, there was the charge on my credit card. Called customer service back. Even though the prompts said, "Press x for cancellation," the agent said, "You need to call another department," and HUNG UP ON ME!!!! They are happy to take your money every month, but be aware, if the serviceman can't fix your unit, you are in for a journey of hassles and frustration trying to get them to replace the unit. One of the worst companies I have ever had the displeasure of doing business with.

Contacted American Home Shield on January 12th because our instant on hot water heater stopped working. They told us that they could not send anyone because we owed a balance of $75 for a previous contractor call. Which was untrue because we paid the contractor as soon as they arrived. Otherwise they will not do anything on the problem. It took 3 days to finally get that cleared up because we had to wait for American Home Shield to contact the contractor and get verification that we had in fact paid, then process it and get our account cleared. Meanwhile we still have no hot water in the middle of winter.

Finally a contractor arrives to look at the heater on the 16th. They determine it needs a part ordered. The contractor then spent the next 30 minutes or so trying to talk my wife into letting him just replace our top quality instant on heater with a tank based heater for the small fee of ONLY $1500.00, so we could have hot water the next day instead of waiting for the part, which he said would be in on Tuesday since Monday was a holiday. He was told NO!!

Tuesday rolls around and we have not heard anything from the contractor, over a week without hot water and a house full of people without showers. Call the contractor for a status. They say they will call us back.

Wednesday, still have not had call back from contractor from previous day. Call contractor again and spend an eternity on hold only to find out the part was not in and there was no ETA for when it would be here. Call American Home Shield to complain. Get told that they can't do anything because it is up to the contractor and they have to order the parts. Thanks!!

Thursday - Call contractor once again. Still no part and no ETA when it will be here. Call American Home Shield again and explain the situation. They say they will call the contractor and try to get this straightened out. They call me back 20 minutes later and tell me the contractor needed to order a part and there is no ETA for when it will get there, and it is not American Home Shield's fault because they don't order the parts or say how long it will take.

I point out to them that we have been without hot water for coming up on two weeks now. That a big part of the delay was due to American Home Shield's faulty accounting practices that showed us owing a balance when we did not. Then they send out a contractor that is more interested in selling a new hot water heater than fixing the old one, and that it is my opinion they are stalling the part because they want us to buy a new water heater.

I called the maker of the hot water heater and the part is in stock and they said if it had been ordered on 16th, like it was supposed to have been, that it would have arrived by Tuesday or Wednesday at the latest, which it did not. American Home Shield's response was then to tell me they would have the "Research Department" contact me within 24 to 48 hours to get more information to resolve this.

24 to 48 hours??? We have already been without hot water for 11 days and now they want us to wait another day or two to contact us to get more information to TRY to get this resolved?!?!?!?!?! How long am I supposed to wait to get this stupid repair done that should have been completed in a matter of 3 days maximum if it wasn't for American Home Shield's faulty accounting practices and what appears to be shady business practices of their chosen contractors?

Thanks for such great customer service there, American Home Shield!!!

A few months ago, I noticed a small spot on the ceiling in the living room and noticed it getting larger. When I went up and touched it, it was damp so I figured out that that spot was occurring in an area that was underneath the master bathroom. Since it was growing I thought that means that this is a problem that's not gonna go away so I filed a claim via the internet. The pick list on the menu for describing the problem didn't allow me to really clarify what the problem was. The full information was not available when American Home Shield was selecting the contractor. Fortunately, when the selected contractor called, I was able to give them additional information and the plumber came in prepared.

Prior to starting his work, he called American Home Shield and was told that they would send someone out to put the basic sheet rock back up, and that we would have to arrange separately for the re-texture and painting of the ceiling. I was okay with it so the plumber did his work. He cut a small hole in the ceiling, and at that point, the pipe just burst and it exploded smelly water everywhere. It was a drain line that ran between the floor and ceiling, and it had eroded all the way through. He made the repair and even cleaned up before leaving. There has been no leaking observed after the repair so I guess the quality of the work is good. However, American Home Shield never contacted me afterwards to schedule for someone to come out and take care of the sheet rock. I've had to arrange for somebody to do that for us. I was really bummed that AHS had no follow-through on the sheet rock.

We had an issue with a November 2014 service call - AHS sent out a contractor who was ill prepared and who does not fix the kind of issue we were (and are) having. We contacted AHS to discuss the situation: whether the malfunction is covered under our contact, whether another contractor should be sent out, and whether we are required to pay the service fee. We were assigned Tina to handle our case.

Tina said she would reach back to us: she needed to look into what AHS could do, given that the contractor they sent is the only one AHS has for this particular issue. We have followed up with her multiple times, most recently on December 31 and December 22. We have not received a call back. We hope that our experience is not typical. However, at present, we feel AHS has happily accepted our warranty payments with no intention to provide coverage.

A very nice AHS representative contacted me and recommended I get a second opinion from an electrical contractor of my choosing. The licensed contractor I chose said the first diagnosis was incorrect. I informed AHS and they agreed to the repair. A few days later I did receive a reimbursement check for the entire repair from AHS.

    Original Review: Jan. 21, 2015

Long wait times on phone. Once the tech visits home to inspect the needed repair, a $75 fee is collected and a report will be sent to AHS for approval. Apparently the tech has been trained to look for a reason to get out of covering the repair such as: new building codes since the home was built, etc. About four days later AHS customer service calls to tell you the repair has been denied. When you ask to speak to supervisor none are available. 7+ yrs I have been a customer and this is the third time they have denied a claim. This "coverage" is worthless.

It's stuck with me with the present and the future from issues that I had regarding some problems with the air conditioning unit at my home. Because I can't let go of how the company responded to that, I'm not happy with it. I'm still upset about some things that were torn up in my home and my having to come out of my pocket for something that somebody else did that American Home Shield hired.

I looked on the website, too, in the past and I saw where people had some problems with appliances in their homes and they were treated just like I was. As long as I have had American Home Shield, as much money as I have paid, there shouldn't have been any problems with them repairing whatever the service person that they sent out tore up in our home. But still I'm keeping the American Home Shield warranty.

We discovered the leak on the 21st of December because this was causing a bulge in the ceiling. We only moved in and bought the house about a month prior to that. Then we forgot about it because it was the holidays. It was probably the 27th of December that I filed the claim to have somebody come look at it. Then we had an issue that somehow it failed to go to either one of the two service providers that they said that it was assigned to. They emailed me the first one immediately, and then an hour later they emailed me another one. I kept calling the second one because I figured it got moved to the second one and they didn't answer because of the holidays.

When I finally got a hold of them it was January 5th and they said that they didn't have it. So we both had to call back to American Home Shield and they said they'd resend it. They finally sent somebody out on Tuesday the 6th. The contractor was awesome. He was terrific and diagnosed everything. Unfortunately, American Home Shield said it wouldn't cover it. In general, I like them and they've done great. But this particular situation has sort of sucked.

After cancelling once the plumber shows up and, before even seeing anything, says he won't do the job as it will cost more than the $70 copay. I get upset, he comes in, takes a few pictures and leaves. I get a call from AHS saying my claim has been denied. I ask why, they say random stuff like they don't cover preexisting issues. I ask where it says that in my contract considering it says corrosion is covered. It all became a lot more BS from there. I eventually ask to speak to a supervisor, and told I can't. Eventually, I get the honor of leaving my information for the supervisor to call me back, who does a few days later and was just as helpful.

I've been an American Home Shield customer since I bought my condo 5 years ago. Every year since I've had the condo - sometimes twice a year - the heat or air conditioning will go out (19 year old heat pump unit). So every year, I put in a service request through AHS, and they send a contractor out. The contractor claims there is a leak of some sort in the heat pump, claim to fix the leak, charge me to put more freon in the unit, plus the $75 repair fee. Some of the companies are okay, but one in particular - Piedmont Mechanical - is completely horrible. They have completely not showed up for two appointments in the past, and last year claimed to "fix" the leak (and charged me $175 for freon), and then the same problem came up 3 months later, and I had to pay a different AHS contractor almost $200 to fix it again.

Last week the heat went out in the condo, and I put in a service request to have a technician come out. I get the email that Piedmont Mechanical is assigned to the service request. I immediately call AHS, wait on hold for AN HOUR, to be told they won't switch to a different contractor simply because I've had a bad experience before, but I can leave a message for a supervisor, which I did.

Piedmont Mechanical shows up and checks out the issue with the heat pump. The tech tells me there is a leak and that it will be $550 to fix the leak and put more freon in, on top of the $75. I tell him that there is no way I'm giving his company that much money when I'm doubtful the problem will be fixed, especially when the same issue is happening year after year.

I still have no heat. So I call a company referred to me by a trusted friend, not from AHS. The technician tells me that if the same leak keeps coming back year after year, the unit needs to be replaced instead of band aid fixes that are obviously not working long term. If I did want to just fix the leak and put more freon in, his quote was $250 less than Piedmont Mechanical, with the same amount of freon and no home warranty.

I called AHS to let them know that a separate company had recommended replacing the unit, and the rep told me that they won't replace anything unless one of their contractors tells them it's irreparable. They could send a different contractor out to put more freon in it, but it will cost another $75. I ask to be transferred to a supervisor to help me, and I left a message for someone to call me. A rep called me three days later and I was in a meeting and missed the call - called back and left a message literally 15 minutes later and have yet to hear back (it's been 3 more days).

There comes a point where you feel you're being taken advantage of, and I'm at that point now. I don't feel I'm being unreasonable, all I want is to feel like the money I've given to AHS month after month is worth it, and that I'm not just wasting money paying {untrustworthy} contractors to mask a problem that is incapable of being fixed.

For the third time, I had to call somebody out because the air conditioner quit cooling. Submitting a claim to American Home Shield was not a problem. They always sent somebody right back out. The first two times the same company came. The third time they sent somebody else out. The problem was that the first two times they told me that there was a leak and so they put this stuff there to repair the leak. Of course it didn't hold and I have to call them back out again, and they said, "No there wasn’t a leak." When the new people came out, they pressure tested the line and it was actually in the wall leaking. So my only complaint would be that I paid for Freon three times. Two of the times, it was not put up correctly or wasn't diagnosed correctly and it was wrong that I had to pay for Freon when they didn’t know what they were doing.

I had the final repair done by a person outside of American Home Shield. I called an air conditioning person myself because the air conditioning company that American Home Shield came out, their estimate was almost $2,000 to fix it. It was in the wall and I'm on a second floor unit. According to American Home Shield, they wouldn’t allow them to repair this. We had to run a new line and American Home Shield wouldn’t pay for that, so I was going to have to pay for that. I called an air conditioning company that had done other work out there and I had it done for $800.

I had a problem with another air-conditioning contractor in another unit of mine. I did call in and complain, and American Home Shield pretty well said, "Well too bad." But I don’t think that company is still with them. When they sent people back out this time, it wasn't that company. So I don’t know if that's what the companies do, that because they're going through American Home Shield, they just assume you're going to use them.

My first house was bought in 1987. I had the American Home Shield warranty on it and on every house I've ever owned. I have no problem with them. I've always gotten excellent service. They've never given me a problem, nor do most of the contractors that they have sent to me. But there are some things that they don't pay for that I think should be covered, like the Freon which I've called them three times in one year for the same problem and I have to pay for the Freon at $80 a pop, $80 per pound, which I paid out over $1,000 for.

AHS's rule has ALWAYS to have the copay when the technician arrived and I did. I've always paid my copay. Of course, I've looked and looked and can't locate my receipt. I have one bathroom and the bathtub faucet broke, meaning no hot water for baths or showers. I called for a plumber on 12/12/14 and received a referral. Several calls to the contractor, O & W Plumbing, over a number of days brought no results and no appointment. So I canceled that service request and another request was placed, this time with Peter Kline Plumbing. Mr. Kline did come to my home to assess the problem but was not able to turn the water to the house off, so he left saying he would ask the city to turn it off. I placed a number of calls to this contractor and received no response to my messages.

He finally called me back just after Christmas to ask if the city had taken care of the problem. I finally had no alternative but to just go ahead and hire a responsible, licensed plumber to repair or replace the faucet. The plumber came on January 5, 2015 and stated that the old fixture was so old it could not be repaired so I opted to get the faucet replaced that day. I paid the bill in full, a total of $500. A new faucet was required, which required a hole be made in the wall - it remains open to this day.

On January 7, 2015, I called the service number to AHS to ask for the form to request reimbursement, less the $75 service call charge and was told that because I did not have pre-authorization for the plumber that I did eventually hire, there was nothing I could do and I would not receive financial reimbursement. When I verified what had been said, I asked if the recommendation was to call the Attorney General's Office. The representative said she would check with her supervisor and placed me on hold. She returned a few minutes later to say her supervisor had stepped away from her desk - but she would discuss the situation with her and return my call that evening. No call was received.

I finally received a return call on Friday, 1/9/15 from Anterial, from the Customer Relations Department of American Home Shield. She left a message stating that if I faxed the bill to her, she would review it and contact me the following Monday, January 12, 2015. To date, although I have left several message for this woman in their "Customer Relations Department", I have not received a return call or a determination.

American Home Shield violated their contract with me, the homeowner. To make matters worse, Anterial, the Customer Relations employee, won't return a phone call that she stated in her message to me that she would do a full week ago. I have further plumbing work that is needed but cannot afford it due to the problems. I don't know what has changed with this company, I've had them for 5 years and have always had a contractor call me and a follow-up call from them to be sure the problem was corrected.

The same plumbing service, the same furnace service, they know me and they're good. I’ve had American Home Shield for 18 years. When I didn’t like a particular vendor, I would call, tell the problem, and I know on two occasions they sent someone else out at no cost to me.

Recently, we filed a claim because of the furnace. Very quickly - boom - made my call. They always nailed the problem. They use a company that is highly rated in our area. But I’m running out of broken things and I’m beginning to wonder if it’s cost-effective to keep them. Nevertheless, American Home Shield keeps its promises. They are good with their words. Now they're telling me that sending the original one back will cost me $296.25 restocking fee - unacceptable since it wasn't my fault that the measurement was wrong. Every representative I talked to said that they don't guarantee the measurements. If I don't want to use the one I have, I have to pay the restocking fee.

So now I'm trying to see if someone can enlarge the space to make the original thing fit, but I don't think there's enough space in the area where they would put it to make it work. I should have known this could happen since the first contractor they sent to my home even told me not to use AHS since he once did and they messed up so bad.

Hello Anne, I apologize for any confusion with getting the microwave fitted and replaced. Per the contract, the homeowner is responsible for providing AHS with the dimensions of the appliance that's being replaced. Once ordered, if it has to be returned, there is a restocking fee. If you're still in need of assistance or have questions, I can have a case manager reach out to you.

Every time I have trouble, American Home Shield makes sure that the heating contractor is in touch with me as quickly as possible and they send someone out as soon as possible. In this case, this most recent time, he was here the next day. Everybody that comes out is extremely professional, courteous, friendly and very knowledgeable. I couldn't be happier. I cooked turkey for Thanksgiving and the oven never really fully cooked it. We had to throw it away. When the service guy came out, the thermostat was 20 degrees off from what it was supposed to be, so that's why it was searing it on the outside but it wasn't cooking it on the inside. The contractor that was sent out was a Sears’ technician because it was a Sears’ appliance, and they were great. The oven has been like a brand new stove range.

I would recommend this home warranty company to others. In fact, we bought this house back in September and the house came with a different warranty. We had a problem with our dishwasher, and it was weeks before somebody came out to look at the dishwasher and another several weeks before the part came. It didn't cover anything. So we decided on our own and gotten a really good one. American Home Shield got a technician out within a day or two.

The company presents itself as a security blanket which takes the worries out of purchasing a home. Very laughable. The brochure you receive prior to purchasing the warranty fails drastically in comparison to what's in the contract which you typically receive weeks after purchasing. There is soooo much they do not cover. It is almost a waste of money. I was told that if I knew a problem existed before purchasing, that it wouldn't be covered. In other words, they do not cover pre-existing conditions and basically it is up to them to determine if the problem existed before purchasing the warranty.

Ironically I had one situation where they installed a water heater prior to me purchasing the home and under the previous owners warranty contract. The work was very shoddy and did not and does not meet codes. They replaced a 50 gallon water heater with a 38 gallon water heater. There is a lot more to the story, but they told me the previous owner must have taken the 50 gallon water heater and replaced it with the 38 gallon. I thought that was a ridiculous claim considering the previous owner left many things far more valuable than a water heater and I see no indication that existed, but for them to conclude that is what happened, I was shocked. I honestly believe they may have ordered the 50 gallon, but the shoddy plumbing company installed a smaller 38 gallon instead of the 50 gallon AHS claims to have in their records. But if you read their contract, they don't obligate themselves to replace it with what you had.

Nevertheless, they will promptly connect you with a repair person without getting any detailed information on the problem. The repairman shows up, asks questions and immediately knows the problem will not be covered. He will make a call to confirm and then come back, tell you AHS will not cover the repair and ask for his $75 service fee. If AHS really cared about their customers, they would have some speak with the customer to confirm whether or not the requested repair is covered rather than sending out a repairman and discovering it is not covered after the fact.

I'm sure they have that agreement with all their vendors (repair companies) that if the repair is not covered, they will still be able to collect the $75 from the customer. No sympathy or regards for the customer they are supposed to service. Total rip off. I had one situation where the plumber didn't want to do the work and reported back to AHS that there was no problem. Again, he collected his $75 without doing any work or repair and was on his way. A total joke of a company and network of repairmen. Their job is to see how they can get out of covering any repairs.

I have a few more complaints, but encourage anyone to read the contract in detail before ever purchasing the warranty. You will be better served in most cases doing without. Not bitter, just being honest. READ THE CONTRACT IN DETAIL BEFORE PURCHASING from AHS or any warranty company. I heard there are a couple of warranty companies far better than AHS.

I'm attaching a picture of the water heater that they installed under the previous owners warranty contract close to 2 years ago. Notice the pictures of the many code violations, including the nifty electrical work, no drain pan and incorrect pitch on pressure valve drain, all done under the direction and approval of AHS. The water heater is installed in a back room. Very hazardous and high risk for a lot of property damage due to fire or water. Very honest review.

AHS contacted me regarding this issue and we were able to split the cost. It would be nice for them to update their policy on how quickly furnaces can be fixed when it goes out in the dead of winter so others in similar situations get the help they need right away. I appreciate them taking the extra effort to resolve the issue.

    Original Review: Jan. 16, 2015

We had recently purchased a home and had an AHS warranty. Two days ago our furnace went out. It's winter and we live in Minnesota so you can imagine how serious of an issue this is. We have a toddler and a newborn, its 1am, every few minutes that pass you can feel the temperature dropping in the house. I call AHS all day service line and they say they will have someone get back to me to SCHEDULE a service in 24 hours. I explain that the situation is a bit more urgent and offer that I pay for a 24 hour service and if I could submit a claim for reimbursement....that wasn't an option so I'm SOL, I end up having to pay out of pocket for something that should be covered. Not a good experience, exceptions should be made based on situation.

We requested service and it took over two months to get our heat fixed. AHS made the service call within the first two days of the request and requested a contractor to come out. The contractor made contact back with AHS with their recommendations and then we never heard back from either. We contacted AHS after about two weeks of waiting and they blamed the contractor. We called the contractor and they blamed AHS but seemed to be right about AHS not providing feedback since they gave us details about emails they sent back and forth to AHS. AHS had dropped the ball on this and refused to do anything about it. It wasn't until I had called on three additional times in which AHS always stated they were taking care of it and would get back to us in the next day or so. They never did get back, I always had to call them and wait on hold. I also wrote an email requesting help through AHS.com and then we finally got answers but that was 45 days after we originally called. The heat was finally fixed after waiting over two months. My spouse also asked to speak with a supervisor and that also did not happen.

The thing that makes me really upset is we told AHS we had a young child and at the start of this, my spouse was pregnant and then we had a new born in the house. AHS put no rush or even showed care to the situation. Our electric bill was more than $150 over our average for the past two months due to running on emergency heat and we had to pay an additional $400 for Freon (which is part of the contract). I have never been so disappointed with a company.

I reported a leaking shower on 12/15 to AHS. The service contractor ended up being Drain Masters. The first plumber with the company came out to inspect the issue and determined he didn't have the proper tools. He asked for the service fee and stated they would return to complete the job. I will say that the experience was pleasant and I wasn't concerned at that time that I paid the service fee without the work being completed. On 12/24, the nightmare began. A new plumber with Drain Masters came to the house, inspected the parts and ended up breaking the cartridge into pieces. Afterwards, he told me the piece broke and he needed a way to access the shower from the back and that AHS doesn't pay for access as part of my contract.

I was determined not to pay for access which would not be required if he hadn't broken the part. This guy adamantly stated that he didn't break the cartridge. How did it break?! I began to feel uncomfortable with his rude behavior and asked him to put everything back. I contacted AHS immediately because at this point I had a steady flow of water which required me to turn the water off in my house. The second nightmare began because no one was willing to help me get this issue resolved on Christmas Eve. They stated the plumber said he didn't break anything and that the warranty wouldn't cover access. They are about to close, blah, blah, blah. Christmas dinner was cancelled and I resumed my phone calls to AHS on 12/26.

I kept getting told that the complaint was being "researched" and someone would call me the following week. The following week? I didn't have water!! It wasn't until 12/27 that I spoke to someone from AHS who decided to send another contractor out and that person confirmed the prior plumber broke the part and capped off the shower so that I could turn on the water. AHS was so slow to address my problem, which was not fault of my own!! They continued to "research" until they finally decided to take care of everything.

Earlier in the story I stated I paid Drain Masters on the first visit, right? I received a bill from AHS for the service fee!! They said Drain Masters stated they weren't paid! I can't understand why I had to pay for a company breaking my shower anyway!! After requesting a supervisor, I was eventually give a "certificate" for the service fee that can be used for the next request which I accepted but ideally, after everything I went through I think they should have refunded my service fee. Just bad business from AHS and Drain Masters!

My Heat pump was replaced but total time without it in the middle of winter was about 1 month. The contractor was a HUGE help as he was able to obtain more information from AHS than I was. Contractor also obtained a rebate from the city to cover all my out of pocket expense.

They told me they would reimburse me for a purchase if wood since I have a fireplace, then they denied the receipt once I sent it to them for reimbursement. PLEASE just be aware....if they say they're going to reimburse you for something over the phone, get it in writing!! Also, AHS will not offer to put you and your family in a hotel room but be aware it is a benefit that is available in this particular situation. I had to be the squeaky- wheel only to find this out after a few cold nights and staying at family and friends houses.

The pool heater has been fixed!

    Original Review: Jan. 14, 2015

Sent out one pool company. They said our meter was too small. The gas company came out, confirmed our gas supply is adequate. Over the past month, we have constantly kept the pool around 90 degrees Fahrenheit, so our daughter could swim. The Sunday after Christmas, it stopped working with the automatic gas shutoff error. To assure it wasn't a gas supply issue, with too many things running at once, we shut off all the furnaces, and assured nothing else was using gas but this pool heater. We still couldn't get it to fire up. It will not come on at all. It simply throws this error constantly. And verified said it was fine. AHS sent out a 2nd company. The repair person, like our gas company, also noted an adequate gas supply, and that the problem was the ignitor or ignitor circuit. Although AAA Services came out on Monday, January 5, 2015, to date we have not heard a status update as to when the heater would be fixed.

On January 5, 2015 I reported a problem with my water heater that caused the loss of hot water in my home to American Home Shield. The representative took the request and a plumber was at my home within two days. After three visits, and nearly five days, the plumber was unable to fix the problem. I had a second service technician come out, independent of AHS to diagnosis the problem who explained that the entire water heater would need to be replaced. I called AHS and was told that the plumber would have to complete a diagnosis of the problem and return it to AHS within two days. Two days passed with no response, I contacted the company and was told that they were still awaiting a response.

It has now been nearly eight days, and I am still without hot water. I have a preschooler and an infant. I explained to the AHS representative that I would like to speak with a supervisor and she refused to place someone on the phone, stating that all supervisors were busy and would not be able to speak with me. I further explained all the steps that I had taken to resolve the problem and expressed that the company was not serving my best interest by not pressuring the plumbing company for a response and also by not offering me any additional support with getting my problem resolved. After waiting several hours, I received a phone call from the same representative who offered to have another plumber come my home and attempt to fix the problem with the water heater.

What I have learned about this company is that they will go to extremes not to pay to have an appliance replaced. I pay an significant amount of money to AHS annually and I make approximately three service calls a year. Each call is on the same appliances I have had fixed previously. I have called to have my water heater serviced four times, and my AC/Heater four times. I predict that I will be calling about these same appliances again two to three times this year. Once I have my water heater fixed/replaced, I will be cancelling my service contract. I figure I can save what I pay each month and cut out the AHS middleman. I really feel taken advantage of and angry with the service I received from AHS.

I'm still waiting on a call from Meyers or AHS regarding my heating problem. This has been going on since Jan. 7th. This could have all be resolved last year when I had smoke in the house because one of your guys had put in the wrong motor. The firemen stated then the air handler needed to be changed. I have paid two high utility bills because the system is running. This all happen before the cold spell. I have been on hold for a hour waiting on someone to answer the call. I contacted the State of Alabama Attorney General because of the service from AHS, JMS and Meyers. Please get contractors that will do a job and have parts that are needed. I have an estimate of a charge of over 900.00 that I need to pay, another service charge and 125.00 for a permit and the county only charges 50.00. Just no customer service. I wrote a letter to Mr. Barry last year and just mailed one yesterday.

We've been a loyal customer of American Home Shield (AHS) since we bought our first house in 2009. We have had the FlexPlan for 5 years, which offers a comprehensive coverage including the core coverage plan, serviceplus package, coverageplus package, and the pool/spa common equip option. We felt it is a peace of mind solution for us. Two months ago, a letter from AHS briefly informed us that FlexPlan would no longer be available to our household next year. According to the letter, if we choose to stay with AHS, we would have to go with a different plan called "Homeshield Plus".

Two things were very intriguing and, frankly, quite frustrating and outrageous. Firstly, no detailed terms and pricing info of the new plan were specified in the letter. After speaking with a AHS sales representative over the phone, we were told that there is about 43% increase in premium and substantial reduction in coverage in the new "Homeshield" Plus plan. Furthermore, the contract details in the new plan "Homeshield Plus" can only be communicated over the phone to us but cannot be made available in any writing format before we sign the contract! It's very hard to imagine who would sign a contract without knowing what's in it! Secondly, according to the AHS representative, AHS will continue to offer the FlexPlan (the one we currently have) next year to other customers. But when we asked why we are excluded from FlexPlan next year, the representative said it's confidential and they as the sales department do not know.

We had been a happy customer (we made several referrals for AHS to our friends!), but the recent experience with AHS was outrageous and beyond our understanding. We felt that the discriminatory treatment from AHS with no explanations was unfair and unjustifiable. AHS's discriminatory practice and their new offer with information intentionally hidden away from a longtime loyal customer shows nothing but a definitive departure from what they say on their homepage -- "Why choose American Homeshield? New! - Expanded coverage plans; More comprehensive coverage with fewer exclusions and limitations". It's extremely disappointing! If it happened to us, it may happen to anyone.

My oven stopped working on December 20, 2014. As of today, January 14, 2015, it is still not repaired. I have had AHS for over six years and had them with previous homes I owned. This is only my 3rd time requiring service with this contract. I called on the 20th-Saturday and was emailed a contractors name and number. I waited most of the day Monday to be contacted. I wasn't contacted so I called the contractor. He finally arrived 8 p.m. Christmas Eve. He told me it would take 2 weeks for repair. I was understanding since it was the holidays.

On January 1st I still had not received any communication concerning a repair date. I called AHS, they still hadn't received a diagnosis call or parts repair request from the contractor. They said they would follow up. January 6th I called again, they had just received contractor's part request. January 8th told contractor had received part and either he or now an AHS Researcher would call me back with a repair date. That didn't happen. I called again on the 12th and AHS Researcher put me on hold and spoke with contractor. I was given a repair date of today from 9-11 a.m. Needless to say... no contractor... no call about being late or expected repair time. I called AHS and was told their best advice was for me to wait. I was already 3 hours late for work. They couldn't get in contact with contractor either, voice mail full!

I am beyond frustrated. I have yet to hear from the contractor during this entire process and wouldn't have heard from AHS if I wasn't the one initiating the calls. I am still without a stove and no idea when it might get repaired. At some point, I think AHS should find a new contractor, overnight the parts and get my stove working... if they really value their customers. Not feeling valued or that I matter at this point...but they have my money.

I have had AHS since 1996 when I purchased my house. In the beginning they were great. If they couldn't fix something they replaced it, no problem and in a timely manner. However, in the past 3 to 4 years that changed. My refrigerator went on the blink 3 years ago, the technician was out 5 times to fix it and even told me what they (AHS) had spent so far could have paid for 3 New refrigerators yet even against the technician's recommendations to replace it they refused. They put in a compressor that they had to make it fit to work and it lasted 1 year and went out again. I replaced the refrigerator myself after that. The gas package unit I have in my house now was put in by AHS around 2000, I paid my copay and that was it. Now it has gone out again.

Last year the a.c. went out and was told that it would be around 600.00 for out of pocket expenses since it was a package unit and everything was outside, however, they found the part to fix. Now it's out and they can't find part to fix heater. The company they sent out is telling me 3500.00 out of pocket and if I choose the cash out option they will only pay 1716.00. I know they can't buy a system for that amount. So, either way they have me over a barrel.

I understand having some out of pocket but this is crazy. If they gave me what they are really paying then I could price shop and find someone that isn't trying to gouge me. After this is done, I will be cancelling my contract with AHS and even consider hiring an attorney to look into this. I will also make sure I let everyone I know not to waste their money on this company. I will research and find another warranty company that is legitimate!!! All I can say is if you are currently shopping for companies, don't go with this one. They do not work or care for their customers!

The last service request was for problem with our electric range, but due to the age of the appliance, new parts necessary to complete the repairs were no longer available. Therefore AHS, as stated in our contract, made arrangements for the replacement of the appliance and sent a check for the replacement cost, after which we chose a replacement electric range from our nearby Sears store, and had it delivered shortly thereafter. It took a little longer to satisfy the claim this time, due to a part sent out for repair, then sent back unrepairable, but still the end result was very much satisfactory. The AHS staff whom have handled our claims in the past are always knowledgeable, very helpful and cheerful while handling our claims, which makes the whole experience pleasant.

I called American Home Shield for a plumbing issue and they did a nice job. I have no complaints. I just told them the problem and they came up with a fast solution by providing me with the approved contractor and the contractor was awesome. It appears that they're geared towards the customer and they're very efficient and I've never had a problem with the contractors that they have sent out. Prior to that, we had a contractor come out for the garage door opener on a rental property and he couldn't fix the opener so he just said "We owe you another garage door opener" and replaced it with Lift Master, which is a good brand.

American Home Shield is good towards their customers. They're efficient and they provide you with good contractors. The only thing I find a little troubling is that they did raise the price a little bit but gave me a discount for early sign up and knocked $25 off but they need to keep their pricing down because if they raise it too high, the customers are not going to go for it.

Homeowner purchased a 1 year service contract when I purchased the home in April 2013. Home inspector identified an issue with a faulty relay with the heating system. They sent out Bishop Engineering to fix it. They insisted nothing was wrong with the relay -- probably because it was APRIL in TX and it did not take long to heat up to temperature. They patched the duct they said was causing the issue. By the winter 2013--same issue--cold air blowing. Taking forever to heat to temperature once the air outside dropped to 50 degrees or lower. Bishop Engineering finds the sensor to need replacing but has to order the part. He does not return with the part. I finally call after the first cold day in November 2014 AFTER I canceled the contract. He claims he replaced the sensor.

We did not have many under 50 degree days until 1/1/2015--no heat again. I call Bishop and phone number is out of service. Called AHS. They try to contact Bishop but no luck. 13 days have now passed and I have NO HEAT. It has been 40-50 degrees for the last 13 days. This issue was reported in 2013 and was NEVER fixed correctly. The contractors AHS uses do not provide the service needed. They just put a Band-Aid on the problem so AHS does not have a major claim to pay out. A similar situation happened with a water leak outside. The plumber they sent out did not fix the issue until 3 service calls. They insisted there was no issue with the water pressure however, if you ran the washing machine, the sinks/showers would just trickle out -- that is not normal! Save your money and do not buy this warranty service -- total waste!

Our hot tub wouldn't heat so I called it in and they sent somebody. They wanted to come sooner than I could accommodate them but since the tub is outside, they came without my having to be here. They've been very good and ordered a part. It was the wrong part for the hot tub, but not the service people's fault. It's the way the hot tub was set up, so they had to order a new part and I'm still waiting for it.

Another claim I had was for the furnace. Our house is about 20 years old and during a furnace inspection, the inspector noted that our heat exchangers were cracked and we have propane heat so he had to shut the furnace off. He said, “You can't use it. It could kill you.” I called American Home Shield and they tried to replace the heat exchangers but because the furnace was so old, they couldn't do it... and there were two of them that needed to be replaced so they just replaced the whole unit. I had to pay to have it taken out but other than that and the $75 to have them come out, I have a brand new furnace and they were great about that.

The biggest drawback when you use a company like American Home Shield is it takes a while to get the equipment. So we were about 10 to 15 days with no heat. Fortunately it doesn't get really cold here in Virginia Beach in October, we were gone much of the time so it wasn't that big of a deal and I can live with that for the amount of money that I saved on the furnace. We've had them for as long as we have lived in the South and they have been great to work with.

The coverage of a water heater (11 years old) in my home has been denied due to "secondary damage" and "improper installation". The secondary damage relates to water dripping from a water line shut-off valve onto the top of the unit which did no damage other than discolor the top and was fixed within a few weeks of being discovered. This somehow caused my 11 year old unit to rust from the inside out, or wait, maybe it was the improper installation. The improper installation was based on my recirculating pump not having a dielectric coupling on it which Rheem states in their owner's manual is not required or necessary. Since the water heater could not have simply worn out (my service technician originally told me water heaters are good for an average of 10 years) AHS has denied my claim based on both of these exceptions.

I tried to discuss the next steps with a manager as the claims representative was extremely rude and unprofessional (he stated he could not be on the phone line with me for over 2 minutes per company policy) but I was told that I had to call back. Who exactly is the customer here? Updated review: Oct. 14, 2015

This issue was resolved on January 19th, AHS sent out a 2nd company to fix our heat pump. The 2nd company was excellent and able to determine what was wrong. The original company did not properly install the air handler.

    Original Review: Jan. 12, 2015

Our heat pump went out and called 11/20/14. Tech came out on 11/26 and diagnosed, AHS approved a new heat pump/air handler. This was installed on 12/17, woke up on 12/18 no heat, heat pump not working. We also noticed on the 17th that we couldn't feel any air coming out of the air vents. Called tech - he said call AHS back or he would charge us to come back out. We thought that since he was there the day before, he could come back out and be covered under our 30 day window of service, so called AHS to report and turned on the emergency heat. Note on the emergency heat, it wasn't putting out any heat and there has been no air flow coming from our vents.

On 12/20 the tech came back out, didn't even go look at the heat pump, came in the house did something to the inside so that we could have emergency heat, He stated that only 1 of the emergency strips was heating and the air was on low, he fixed so 2 out of 3 of the emergency strips were working. It runs but no air flow. We still couldn't feel any air coming out of the vents. He went up into the attic and checked out duct work, said that was good, he wasn't sure why the air wasn't coming out. He told us that because AHS didn't supply him with everything he needed when the units were installed, he had to submit another request and since there might have been old freon in the lines we would need new freon, but since it was now the week of Christmas, we might not hear anything until after Christmas. He called me back on 12/20 and said he had submitted everything to AHS. I gave him the benefit/grace period of Christmas, didn't hear anything on 12/29 so called him on 12/30. He acted like he forgot about it, asked me the dates and told me to call AHS.

I called AHS, they checked and found no record of him calling on 12/20. They called him and he told them he had and he would send in again when he got back to his office. Customer service apologized and said it was a mistake on AHS side??? I called again on 12/31 to make sure this was being processed. When I called, the tech had not called or sent anything in. When the customer service rep called him, she said he got snippy with her and told her he hadn't had time and would do it when he got back to the office. I called on 1/2/15, CSR checked, called the tech and he told her he was waiting on AHS to give him an estimate, somehow while being on hold for the 3rd or 4th time I got transferred to the dept where the tech calls in to place orders, not sure what it's called. The man I spoke with looked everything up and said that they were waiting on the tech to provide them with prices and he was told that on 12/31. He called the tech and the tech told him he would get estimates and send it. The man told me to call back in 1 1/2 hr and they should know something. I called back in 2 hrs and the tech still hadn't sent anything.

When I called AHS again, they said my case/request had been sent to the Research team. They gave me the name and number of the rep. I called got her voicemail. Called her on 1/5 and spoke to her. She contacted the tech. He stated he was still waiting on his supplier to give him estimates. She told me she would call me on 1/7 with an update and if there was none, she would set up for someone else to come out. Heard nothing from her on 1/7. I have called and left her several voicemails each day on 1/8, 1/9, 1/10 and 1/12. She is not returning my calls or providing an update. So, here we are on 1/12, with a new Lennox heat pump that doesn't work and air handler that's not heating my house with emergency heat. I'm heating my house with 2 electric space heaters. I called Lennox and they said until the units were installed properly, they couldn't help us, to call AHS back and demand them fix this problem.

At this point we are beyond angry, disgusted and disappointed. We just want our heat fixed. We shouldn't have to even think about having to call a new service company on our own to come and fix this mess, and then we have to pay out of our pocket for the other tech's mess up. Nor do I feel that we should have to pay for new freon. He didn't do his job properly, the new unit had freon, we weren't supposed to have to pay for that.

After 3 calls (30 min+ wait each), I was assigned a plumber who does not work weekends. 3 days and multiple complaints later, I was assigned a plumber who was willing to stop by on Saturday. The plumber arrived late and briefly looked at the trouble faucet and said it's pre-existing condition and not cover by contract. If I want it fixed on the same day, he's willing to do it for $210. I called to cancel my contract in November 2014 and found out last week in January 2015 that my contract is still active. I tried calling to cancel again last week and was informed I will receive a call within 24-48 hours yet no one call me and it has been 5 business days (120 hours). I've had an excellent experience with American Home Shield. They sent me a great company and I asked them for that company. They're still coming for the past three or four years, whenever I've been with them.

I was having problems with the garage door opener. They came up, looked at it and took care of the problem. They had to order a new door because they could not fix the other one, and it was great. Submitting the claim was a very good experience - no problem. The representative was good and the contractor was a very friendly and knowledgeable person. He did a great job, knew what he was doing, and was in and out of there quick. It worked fine. I’m glad to have American Home Shield around. They're very professional and they respond.

I filed a claim online when I wound up getting a leak in the ceiling of my first floor office. The leak had originated in the master shower on the second floor which is above my first floor office. I've had several home warranties in the last 10 years and this is probably the easiest one to file online. The contractor was very professional, came in, looked at the area, and told me what it was. I really didn't agree with him as I thought he was incorrect but it turned out he was correct. The shower now works fine after the repair. American Home Shield has been very responsive, professional, and eager to satisfy the customer. It's a great company and gives great customer service.
