I had a toilet that was clogged so I filed a claim online and it was easy. The contractors are very positive, easy to get a hold of, receptive and called pretty quickly to set up an appointment time. Excellent performance since the repair. I would recommend American Home Shield.

Contacted American Home Shield on January 12th because our instant on hot water heater stopped working. They told us that they could not send anyone because we owed a balance of $75 for a previous contractor call. Which was untrue because we paid the contractor as soon as they arrived. Otherwise they will not do anything on the problem. It took 3 days to finally get that cleared up because we had to wait for American Home Shield to contact the contractor and get verification that we had in fact paid, then process it and get our account cleared. Meanwhile we still have no hot water in the middle of winter.
Finally a contractor arrives to look at the heater on the 16th. They determine it needs a part ordered. The contractor then spent the next 30 minutes or so trying to talk my wife into letting him just replace our top quality instant on heater with a tank based heater for the small fee of ONLY $1500.00, so we could have hot water the next day instead of waiting for the part, which he said would be in on Tuesday since Monday was a holiday. He was told NO!!
Tuesday rolls around and we have not heard anything from the contractor, over a week without hot water and a house full of people without showers. Call the contractor for a status. They say they will call us back.
Wednesday, still have not had call back from contractor from previous day. Call contractor again and spend an eternity on hold only to find out the part was not in and there was no ETA for when it would be here. Call American Home Shield to complain. Get told that they can't do anything because it is up to the contractor and they have to order the parts. Thanks!!
Thursday - Call contractor once again. Still no part and no ETA when it will be here. Call American Home Shield again and explain the situation. They say they will call the contractor and try to get this straightened out. They call me back 20 minutes later and tell me the contractor needed to order a part and there is no ETA for when it will get there, and it is not American Home Shield's fault because they don't order the parts or say how long it will take.
I point out to them that we have been without hot water for coming up on two weeks now. That a big part of the delay was due to American Home Shield's faulty accounting practices that showed us owing a balance when we did not. Then they send out a contractor that is more interested in selling a new hot water heater than fixing the old one, and that it is my opinion they are stalling the part because they want us to buy a new water heater.
I called the maker of the hot water heater and the part is in stock and they said if it had been ordered on 16th, like it was supposed to have been, that it would have arrived by Tuesday or Wednesday at the latest, which it did not. American Home Shield's response was then to tell me they would have the "Research Department" contact me within 24 to 48 hours to get more information to resolve this.
24 to 48 hours??? We have already been without hot water for 11 days and now they want us to wait another day or two to contact us to get more information to TRY to get this resolved?!?!?!?!?! How long am I supposed to wait to get this stupid repair done that should have been completed in a matter of 3 days maximum if it wasn't for American Home Shield's faulty accounting practices and what appears to be shady business practices of their chosen contractors?
Thanks for such great customer service there, American Home Shield!!!

My contractor was a pleasure to work with, unlike some past experiences I've had with other AHS contractors. He resolved the problem quickly, made repairs efficiently and left no mess. I think AHS has been more diligent than ever in working with qualified contractors interested in quality workmanship and good customer service.

A few months ago, I noticed a small spot on the ceiling in the living room and noticed it getting larger. When I went up and touched it, it was damp so I figured out that that spot was occurring in an area that was underneath the master bathroom. Since it was growing I thought that means that this is a problem that's not gonna go away so I filed a claim via the internet. The pick list on the menu for describing the problem didn't allow me to really clarify what the problem was. The full information was not available when American Home Shield was selecting the contractor. Fortunately, when the selected contractor called, I was able to give them additional information and the plumber came in prepared.
Prior to starting his work, he called American Home Shield and was told that they would send someone out to put the basic sheet rock back up, and that we would have to arrange separately for the re-texture and painting of the ceiling. I was okay with it so the plumber did his work. He cut a small hole in the ceiling, and at that point, the pipe just burst and it exploded smelly water everywhere. It was a drain line that ran between the floor and ceiling, and it had eroded all the way through. He made the repair and even cleaned up before leaving. There has been no leaking observed after the repair so I guess the quality of the work is good. However, American Home Shield never contacted me afterwards to schedule for someone to come out and take care of the sheet rock. I've had to arrange for somebody to do that for us. I was really bummed that AHS had no follow-through on the sheet rock.

We had an issue with a November 2014 service call - AHS sent out a contractor who was ill prepared and who does not fix the kind of issue we were (and are) having. We contacted AHS to discuss the situation: whether the malfunction is covered under our contact, whether another contractor should be sent out, and whether we are required to pay the service fee. We were assigned Tina to handle our case.
Tina said she would reach back to us: she needed to look into what AHS could do, given that the contractor they sent is the only one AHS has for this particular issue. We have followed up with her multiple times, most recently on December 31 and December 22. We have not received a call back. We hope that our experience is not typical. However, at present, we feel AHS has happily accepted our warranty payments with no intention to provide coverage.
I would be more than happy to have someone reach out to you on today Megan! Thank you for bringing this to our attention. We would like to make things right!

I contacted AHS in November to request service for a non-working stove burner and a non-working water dispenser in my refrigerator door. They said Sears would call me to schedule appt. no call. I called back after the holidays and they said they would send GE and they would call. No call. I called again and they said someone would call me back. 5 days later, I'm typing this. I'm also complaining to the realtor who repped this company. I typed a review after the first no show and it was never published and the company sent me an email. I don't want an email. I want service I was sold!

A very nice AHS representative contacted me and recommended I get a second opinion from an electrical contractor of my choosing. The licensed contractor I chose said the first diagnosis was incorrect. I informed AHS and they agreed to the repair. A few days later I did receive a reimbursement check for the entire repair from AHS.

Long wait times on phone. Once the tech visits home to inspect the needed repair, a $75 fee is collected and a report will be sent to AHS for approval. Apparently the tech has been trained to look for a reason to get out of covering the repair such as: new building codes since the home was built, etc. About four days later AHS customer service calls to tell you the repair has been denied. When you ask to speak to supervisor none are available. 7+ yrs I have been a customer and this is the third time they have denied a claim. This "coverage" is worthless.
I would be more than happy to have a service resolution specialist research this service issue and contact you on today Greg! Sorry to hear about this experience!

I'm happy with the service people coming out but I haven't been happy with my response from the company towards whatever problems that I've had in the past. It's stuck with me with the present and the future from issues that I had regarding some problems with the air conditioning unit at my home. Because I can't let go of how the company responded to that, I'm not happy with it. I'm still upset about some things that were torn up in my home and my having to come out of my pocket for something that somebody else did that American Home Shield hired.
I looked on the website, too, in the past and I saw where people had some problems with appliances in their homes and they were treated just like I was. As long as I have had American Home Shield, as much money as I have paid, there shouldn't have been any problems with them repairing whatever the service person that they sent out tore up in our home. But still I'm keeping the American Home Shield warranty.
Hi Jacqueline, Thank you for bringing this to our attention. We sincerely apologize for any inconvenience you had with your warranty service. Their service representatives are rude, and they do not honor their word. Our contract requires someone to be at our house within 48 hours of reporting an issue. Our hot water heater went out yesterday (Tuesday), and they will not even send out a plumber to look at it until Friday. The plumber told us that they could be here earlier if AHS will expedite the order, but they are too cheap to do this, even though it means that they are not honoring their contract. It's January, and I have an 18 month old, who I am not going to give a cold bath to. DO NOT BUY A HOME WARRANTY FROM THEM!!!! It's a waste of money.
Thank you for sharing your experience Rebecca! I show that a specialist has already reached out to your husband concerning this matter and has addressed your request for service!

We discovered the leak on the 21st of December because this was causing a bulge in the ceiling. We only moved in and bought the house about a month prior to that. Then we forgot about it because it was the holidays. It was probably the 27th of December that I filed the claim to have somebody come look at it. Then we had an issue that somehow it failed to go to either one of the two service providers that they said that it was assigned to. They emailed me the first one immediately, and then an hour later they emailed me another one. I kept calling the second one because I figured it got moved to the second one and they didn't answer because of the holidays.
When I finally got a hold of them it was January 5th and they said that they didn't have it. So we both had to call back to American Home Shield and they said they'd resend it. They finally sent somebody out on Tuesday the 6th. The contractor was awesome. He was terrific and diagnosed everything. Unfortunately, American Home Shield said it wouldn't cover it. In general, I like them and they've done great. But this particular situation has sort of sucked.
Hi Trina, we apologize for the delay and confusion in getting a contractor out to your home. If you have coverage questions or would like to have a case manager contact you, one is available. Thank you for your feedback.

Moved into a home and had multiple leaks. I called AHS and they couldn't get anyone out for several days, which is odd because of where I live. After cancelling once the plumber shows up and, before even seeing anything, says he won't do the job as it will cost more than the $70 copay. I get upset, he comes in, takes a few pictures and leaves. I get a call from AHS saying my claim has been denied. I ask why, they say random stuff like they don't cover preexisting issues. I ask where it says that in my contract considering it says corrosion is covered. It all became a lot more BS from there. I eventually ask to speak to a supervisor, and told I can't. Eventually, I get the honor of leaving my information for the supervisor to call me back, who does a few days later and was just as helpful.

I've been an American Home Shield customer since I bought my condo 5 years ago. Every year since I've had the condo - sometimes twice a year - the heat or air conditioning will go out (19 year old heat pump unit). So every year, I put in a service request through AHS, and they send a contractor out. The contractor claims there is a leak of some sort in the heat pump, claim to fix the leak, charge me to put more freon in the unit, plus the $75 repair fee. Some of the companies are okay, but one in particular - Piedmont Mechanical - is completely horrible. They have completely not showed up for two appointments in the past, and last year claimed to "fix" the leak (and charged me $175 for freon), and then the same problem came up 3 months later, and I had to pay a different AHS contractor almost $200 to fix it again.
Last week the heat went out in the condo, and I put in a service request to have a technician come out. I get the email that Piedmont Mechanical is assigned to the service request. I immediately call AHS, wait on hold for AN HOUR, to be told they won't switch to a different contractor simply because I've had a bad experience before, but I can leave a message for a supervisor, which I did.
Piedmont Mechanical shows up and checks out the issue with the heat pump. The tech tells me there is a leak and that it will be $550 to fix the leak and put more freon in, on top of the $75. I tell him that there is no way I'm giving his company that much money when I'm doubtful the problem will be fixed, especially when the same issue is happening year after year.
I still have no heat. So I call a company referred to me by a trusted friend, not from AHS. The technician tells me that if the same leak keeps coming back year after year, the unit needs to be replaced instead of band aid fixes that are obviously not working long term. If I did want to just fix the leak and put more freon in, his quote was $250 less than Piedmont Mechanical, with the same amount of freon and no home warranty.
I called AHS to let them know that a separate company had recommended replacing the unit, and the rep told me that they won't replace anything unless one of their contractors tells them it's irreparable. They could send a different contractor out to put more freon in it, but it will cost another $75. I ask to be transferred to a supervisor to help me, and I left a message for someone to call me. A rep called me three days later and I was in a meeting and missed the call - called back and left a message literally 15 minutes later and have yet to hear back (it's been 3 more days).
There comes a point where you feel you're being taken advantage of, and I'm at that point now. I don't feel I'm being unreasonable, all I want is to feel like the money I've given to AHS month after month is worth it, and that I'm not just wasting money paying {untrustworthy} contractors to mask a problem that is incapable of being fixed.

For the third time, I had to call somebody out because the air conditioner quit cooling. Submitting a claim to American Home Shield was not a problem. They always sent somebody right back out. The first two times the same company came. The third time they sent somebody else out. The problem was that the first two times they told me that there was a leak and so they put this stuff there to repair the leak. Of course it didn't hold and I have to call them back out again, and they said, "No there wasn’t a leak." When the new people came out, they pressure tested the line and it was actually in the wall leaking. So my only complaint would be that I paid for Freon three times. Two of the times, it was not put up correctly or wasn't diagnosed correctly and it was wrong that I had to pay for Freon when they didn’t know what they were doing.
I had the final repair done by a person outside of American Home Shield. I called an air conditioning person myself because the air conditioning company that American Home Shield came out, their estimate was almost $2,000 to fix it. It was in the wall and I'm on a second floor unit. According to American Home Shield, they wouldn’t allow them to repair this. We had to run a new line and American Home Shield wouldn’t pay for that, so I was going to have to pay for that. I called an air conditioning company that had done other work out there and I had it done for $800.
I had a problem with another air-conditioning contractor in another unit of mine. I did call in and complain, and American Home Shield pretty well said, "Well too bad." But I don’t think that company is still with them. When they sent people back out this time, it wasn't that company. So I don’t know if that's what the companies do, that because they're going through American Home Shield, they just assume you're going to use them.
My first house was bought in 1987. I had the American Home Shield warranty on it and on every house I've ever owned. I have no problem with them. I've always gotten excellent service. They've never given me a problem, nor do most of the contractors that they have sent to me. But there are some things that they don't pay for that I think should be covered, like the Freon which I've called them three times in one year for the same problem and I have to pay for the Freon at $80 a pop, $80 per pound, which I paid out over $1,000 for.

I had a service call for my heater on November 15, 2014. The first company that was called never replied. The second company Air Design came out and repaired my heater (I thought). I paid the $75.00 copay as that has always been the requirement. They also ended up coming out 2 more times because heater ended up not being repaired.
My complaint is that NOW I'm being charged $75.00 by AHS. The technician was paid $75 cash and is now stating that I did not pay him. AHS's rule has ALWAYS to have the copay when the technician arrived and I did. I've always paid my copay. Of course, I've looked and looked and can't locate my receipt. I am not paying this copay again. WHY is the technician's word believable and not mine the paying customer? AGAIN, I'VE ALWAYS HAD MY COPAY READY FOR THE TECHNICIANS as it was always required per AHS. Please have someone in Corporate contact me. I will also be sending a complaint to the complaint department.
Thank you for bringing this to our attention Michelle! We show that you have already discussed this with an escalation representative who has contacted our accounting department after confirming the service fee was paid. They will clear the balance and you can disregard the confusion as it was a simple billing error done by the contractor Air Design.

I have one bathroom and the bathtub faucet broke, meaning no hot water for baths or showers. I called for a plumber on 12/12/14 and received a referral. Several calls to the contractor, O & W Plumbing, over a number of days brought no results and no appointment. So I canceled that service request and another request was placed, this time with Peter Kline Plumbing. Mr. Kline did come to my home to assess the problem but was not able to turn the water to the house off, so he left saying he would ask the city to turn it off. I placed a number of calls to this contractor and received no response to my messages.
He finally called me back just after Christmas to ask if the city had taken care of the problem. I finally had no alternative but to just go ahead and hire a responsible, licensed plumber to repair or replace the faucet. The plumber came on January 5, 2015 and stated that the old fixture was so old it could not be repaired so I opted to get the faucet replaced that day. I paid the bill in full, a total of $500. A new faucet was required, which required a hole be made in the wall - it remains open to this day.
On January 7, 2015, I called the service number to AHS to ask for the form to request reimbursement, less the $75 service call charge and was told that because I did not have pre-authorization for the plumber that I did eventually hire, there was nothing I could do and I would not receive financial reimbursement. When I verified what had been said, I asked if the recommendation was to call the Attorney General's Office. The representative said she would check with her supervisor and placed me on hold. She returned a few minutes later to say her supervisor had stepped away from her desk - but she would discuss the situation with her and return my call that evening. No call was received.
I finally received a return call on Friday, 1/9/15 from Anterial, from the Customer Relations Department of American Home Shield. She left a message stating that if I faxed the bill to her, she would review it and contact me the following Monday, January 12, 2015. To date, although I have left several message for this woman in their "Customer Relations Department", I have not received a return call or a determination.
American Home Shield violated their contract with me, the homeowner. To make matters worse, Anterial, the Customer Relations employee, won't return a phone call that she stated in her message to me that she would do a full week ago. I have further plumbing work that is needed but cannot afford it due to the problems. I don't know what has changed with this company, I've had them for 5 years and have always had a contractor call me and a follow-up call from them to be sure the problem was corrected.
Thank you for bringing this to our attention Maureen, I would be more than glad to have a case manager reach out to you regarding this matter. Sorry for the experience.

If they would have honored their warranty agreement then they needed to pay for repairs up to the size box that was in place, then I would pay for a larger box, but instead they stuck me with the entire bill of $1050 - service fee of $75.00 + $975.00 electrical box. I feel AHS looks for any reason to delay and then not pay for service of their customers.

I’ve always had a really good experience with American Home Shield. The thing that I like most about it is that I can use the same provider all the time, which means I don’t have strangers coming in my house all the time. The same plumbing service, the same furnace service, they know me and they're good. I’ve had American Home Shield for 18 years. When I didn’t like a particular vendor, I would call, tell the problem, and I know on two occasions they sent someone else out at no cost to me.
Recently, we filed a claim because of the furnace. Very quickly - boom - made my call. They always nailed the problem. They use a company that is highly rated in our area. But I’m running out of broken things and I’m beginning to wonder if it’s cost-effective to keep them. Nevertheless, American Home Shield keeps its promises. They are good with their words. I’ve never had one problem that hadn’t ever been addressed or resolved. I have recommended them to friends.

The next morning the plumbing company called and asked if they could come out the same morning. A very, very polite gentleman came over. He looked at the problem, saw that the collar was stripped and that's why we couldn't get the pipe to it back up. He went out to his truck, got a new drain for the sink, put it in and put it together. He was in and out in maybe an hour. It's been awful. First of all, our microwave broke. I called them and they sent someone out and they said it can't be repaired because of the age; they can't get the part. Fine. So they had the people measure our present microwave and they sent another one and it appeared fine except it wouldn't fit because the first people that measured did it incorrectly. AHS sent them out again and I assumed they measured properly the second time. Now they're telling me that sending the original one back will cost me $296.25 restocking fee - unacceptable since it wasn't my fault that the measurement was wrong. Every representative I talked to said that they don't guarantee the measurements. If I don't want to use the one I have, I have to pay the restocking fee.
So now I'm trying to see if someone can enlarge the space to make the original thing fit, but I don't think there's enough space in the area where they would put it to make it work. I should have known this could happen since the first contractor they sent to my home even told me not to use AHS since he once did and they messed up so bad.
Hello Anne, I apologize for any confusion with getting the microwave fitted and replaced. Per the contract, the homeowner is responsible for providing AHS with the dimensions of the appliance that's being replaced. Once ordered, if it has to be returned, there is a restocking fee. If you're still in need of assistance or have questions, I can have a case manager reach out to you.

Every time I have trouble, American Home Shield makes sure that the heating contractor is in touch with me as quickly as possible and they send someone out as soon as possible. In this case, this most recent time, he was here the next day. Everybody that comes out is extremely professional, courteous, friendly and very knowledgeable. I couldn't be happier. The heat is working great thankfully because it's been cold.

I cooked turkey for Thanksgiving and the oven never really fully cooked it. We had to throw it away. When the service guy came out, the thermostat was 20 degrees off from what it was supposed to be, so that's why it was searing it on the outside but it wasn't cooking it on the inside. The contractor that was sent out was a Sears’ technician because it was a Sears’ appliance, and they were great. The oven has been like a brand new stove range.
I would recommend this home warranty company to others. In fact, we bought this house back in September and the house came with a different warranty. We had a problem with our dishwasher, and it was weeks before somebody came out to look at the dishwasher and another several weeks before the part came. It didn't cover anything. So we decided on our own and gotten a really good one. American Home Shield got a technician out within a day or two.

I also have 2 little children in the house and so we were not able to take a regular shower for a whole week! Not just that, I then had to find my own company to come out and fix it! American Home Shield then scheduled for another company to come out and fix it and they got to my residence and didn't fix it! American home shield is nothing more but a company hungry for the consumers' money and doesn't want to work! Please do not hire this company for anything! Two weeks ago, American Home Shield sent someone to fix my garage light. I didn't get all the information because I wasn't there then. They came back on Monday and did a good job and put everything back together. I was impressed. However, I received a letter yesterday saying I owe them $100. I was trying to figure out what it's for because when the guy they sent from Sears came to fix my ice maker, he said he wasn't going to charge me. Other than that, I like what they've been doing so far. When I call and tell them something's wrong with my home, they respond fast and they get somebody out here pretty quick. And they keep in contact on what they have going on.

The company presents itself as a security blanket which takes the worries out of purchasing a home. Very laughable. The brochure you receive prior to purchasing the warranty fails drastically in comparison to what's in the contract which you typically receive weeks after purchasing. There is soooo much they do not cover. It is almost a waste of money. I was told that if I knew a problem existed before purchasing, that it wouldn't be covered. In other words, they do not cover pre-existing conditions and basically it is up to them to determine if the problem existed before purchasing the warranty.
Ironically I had one situation where they installed a water heater prior to me purchasing the home and under the previous owners warranty contract. The work was very shoddy and did not and does not meet codes. They replaced a 50 gallon water heater with a 38 gallon water heater. There is a lot more to the story, but they told me the previous owner must have taken the 50 gallon water heater and replaced it with the 38 gallon. I thought that was a ridiculous claim considering the previous owner left many things far more valuable than a water heater and I see no indication that existed, but for them to conclude that is what happened, I was shocked. I honestly believe they may have ordered the 50 gallon, but the shoddy plumbing company installed a smaller 38 gallon instead of the 50 gallon AHS claims to have in their records. But if you read their contract, they don't obligate themselves to replace it with what you had.
Nevertheless, they will promptly connect you with a repair person without getting any detailed information on the problem. The repairman shows up, asks questions and immediately knows the problem will not be covered. He will make a call to confirm and then come back, tell you AHS will not cover the repair and ask for his $75 service fee. If AHS really cared about their customers, they would have some speak with the customer to confirm whether or not the requested repair is covered rather than sending out a repairman and discovering it is not covered after the fact.
I'm sure they have that agreement with all their vendors (repair companies) that if the repair is not covered, they will still be able to collect the $75 from the customer. No sympathy or regards for the customer they are supposed to service. Total rip off. I had one situation where the plumber didn't want to do the work and reported back to AHS that there was no problem. Again, he collected his $75 without doing any work or repair and was on his way. A total joke of a company and network of repairmen. Their job is to see how they can get out of covering any repairs.
I have a few more complaints, but encourage anyone to read the contract in detail before ever purchasing the warranty. You will be better served in most cases doing without. Not bitter, just being honest. READ THE CONTRACT IN DETAIL BEFORE PURCHASING from AHS or any warranty company. I heard there are a couple of warranty companies far better than AHS.
I'm attaching a picture of the water heater that they installed under the previous owners warranty contract close to 2 years ago. Notice the pictures of the many code violations, including the nifty electrical work, no drain pan and incorrect pitch on pressure valve drain, all done under the direction and approval of AHS. The water heater is installed in a back room. Very hazardous and high risk for a lot of property damage due to fire or water. Very honest review.

We had recently purchased a home and had an AHS warranty. Two days ago our furnace went out. It's winter and we live in Minnesota so you can imagine how serious of an issue this is. We have a toddler and a newborn, its 1am, every few minutes that pass you can feel the temperature dropping in the house. I call AHS all day service line and they say they will have someone get back to me to SCHEDULE a service in 24 hours. I explain that the situation is a bit more urgent and offer that I pay for a 24 hour service and if I could submit a claim for reimbursement....that wasn't an option so I'm SOL, I end up having to pay out of pocket for something that should be covered. Not a good experience, exceptions should be made based on situation.

We requested service and it took over two months to get our heat fixed. AHS made the service call within the first two days of the request and requested a contractor to come out. The contractor made contact back with AHS with their recommendations and then we never heard back from either. We contacted AHS after about two weeks of waiting and they blamed the contractor. We called the contractor and they blamed AHS but seemed to be right about AHS not providing feedback since they gave us details about emails they sent back and forth to AHS. AHS had dropped the ball on this and refused to do anything about it. It wasn't until I had called on three additional times in which AHS always stated they were taking care of it and would get back to us in the next day or so. They never did get back, I always had to call them and wait on hold. I also wrote an email requesting help through AHS.com and then we finally got answers but that was 45 days after we originally called. The heat was finally fixed after waiting over two months. My spouse also asked to speak with a supervisor and that also did not happen.
The thing that makes me really upset is we told AHS we had a young child and at the start of this, my spouse was pregnant and then we had a new born in the house. AHS put no rush or even showed care to the situation. Our electric bill was more than $150 over our average for the past two months due to running on emergency heat and we had to pay an additional $400 for Freon (which is part of the contract). I have never been so disappointed with a company.

I reported a leaking shower on 12/15 to AHS. The service contractor ended up being Drain Masters. The first plumber with the company came out to inspect the issue and determined he didn't have the proper tools. He asked for the service fee and stated they would return to complete the job. I will say that the experience was pleasant and I wasn't concerned at that time that I paid the service fee without the work being completed. On 12/24, the nightmare began. A new plumber with Drain Masters came to the house, inspected the parts and ended up breaking the cartridge into pieces. Afterwards, he told me the piece broke and he needed a way to access the shower from the back and that AHS doesn't pay for access as part of my contract.
I was determined not to pay for access which would not be required if he hadn't broken the part. This guy adamantly stated that he didn't break the cartridge. How did it break?! I began to feel uncomfortable with his rude behavior and asked him to put everything back. I contacted AHS immediately because at this point I had a steady flow of water which required me to turn the water off in my house. The second nightmare began because no one was willing to help me get this issue resolved on Christmas Eve. They stated the plumber said he didn't break anything and that the warranty wouldn't cover access. They are about to close, blah, blah, blah. Christmas dinner was cancelled and I resumed my phone calls to AHS on 12/26.
I kept getting told that the complaint was being "researched" and someone would call me the following week. The following week? I didn't have water!! It wasn't until 12/27 that I spoke to someone from AHS who decided to send another contractor out and that person confirmed the prior plumber broke the part and capped off the shower so that I could turn on the water. AHS was so slow to address my problem, which was not fault of my own!! They continued to "research" until they finally decided to take care of everything.
Earlier in the story I stated I paid Drain Masters on the first visit, right? I received a bill from AHS for the service fee!! They said Drain Masters stated they weren't paid! I can't understand why I had to pay for a company breaking my shower anyway!! After requesting a supervisor, I was eventually give a "certificate" for the service fee that can be used for the next request which I accepted but ideally, after everything I went through I think they should have refunded my service fee. Just bad business from AHS and Drain Masters!
We are sorry to hear about this experience! And we appreciate you taking the time to share it as it helps us improve our services! The service fee is being reimbursed based on the conversation that you had with the supervisor. Your concerns regarding this service issue has been expressed to our contractor relations department as well to re-evaluate the plumbing contractor!

There was some leaking and it was from my 20-year-old washer. The basket was out of balance. There was a spring that was there so we figured a spring came off that caused it. So I had to call American Home Shield to get that vendor number, which was something I never had to do before, and they were able to schedule the repair.
The contractor who came had been here before for my dryer. He was very good, very friendly, knew what he was doing and thorough in his job. I need the washer everyday so I needed it fixed, and they got it done. One thing that I did find odd though was they started charging me tax, which we never paid before.

My Heat pump was replaced but total time without it in the middle of winter was about 1 month. The contractor was a HUGE help as he was able to obtain more information from AHS than I was. Contractor also obtained a rebate from the city to cover all my out of pocket expense.
They told me they would reimburse me for a purchase if wood since I have a fireplace, then they denied the receipt once I sent it to them for reimbursement. PLEASE just be aware....if they say they're going to reimburse you for something over the phone, get it in writing!! Also, AHS will not offer to put you and your family in a hotel room but be aware it is a benefit that is available in this particular situation. I had to be the squeaky- wheel only to find this out after a few cold nights and staying at family and friends houses.
Long story short....the fact that my contractor was awesome, made the VERY poor customer service by AHS go a little less noticed. I'm updating the stare rating because of the repair contractor only.

That contractor came on Saturday, January 3rd and said the heat pump was inoperable. I contacted AHS and was told that they had 5 business days to track down the replacement part before they could replace the unit. AHS was contacted on Monday January 5th by my contractor with the request. It has been well over 5 business days, and freezing temps overnight where I live and still, after I called AHS several times, been told I would be called back several times...
I am disappointed, to say the least, that I have not received ANY calls from AHS. My contractor is calling me to ask for updates as well. The pool heater has been fixed!
Original Review: Jan. 14, 2015
Sent out one pool company. They said our meter was too small. The gas company came out, confirmed our gas supply is adequate. Over the past month, we have constantly kept the pool around 90 degrees Fahrenheit, so our daughter could swim. The Sunday after Christmas, it stopped working with the automatic gas shutoff error. To assure it wasn't a gas supply issue, with too many things running at once, we shut off all the furnaces, and assured nothing else was using gas but this pool heater. We still couldn't get it to fire up. It will not come on at all. It simply throws this error constantly. And verified said it was fine. AHS sent out a 2nd company. The repair person, like our gas company, also noted an adequate gas supply, and that the problem was the ignitor or ignitor circuit. Although AAA Services came out on Monday, January 5, 2015, to date we have not heard a status update as to when the heater would be fixed.

On January 5, 2015 I reported a problem with my water heater that caused the loss of hot water in my home to American Home Shield. The representative took the request and a plumber was at my home within two days. After three visits, and nearly five days, the plumber was unable to fix the problem. I had a second service technician come out, independent of AHS to diagnosis the problem who explained that the entire water heater would need to be replaced. I called AHS and was told that the plumber would have to complete a diagnosis of the problem and return it to AHS within two days. Two days passed with no response, I contacted the company and was told that they were still awaiting a response.
It has now been nearly eight days, and I am still without hot water. I have a preschooler and an infant. I explained to the AHS representative that I would like to speak with a supervisor and she refused to place someone on the phone, stating that all supervisors were busy and would not be able to speak with me. I further explained all the steps that I had taken to resolve the problem and expressed that the company was not serving my best interest by not pressuring the plumbing company for a response and also by not offering me any additional support with getting my problem resolved. After waiting several hours, I received a phone call from the same representative who offered to have another plumber come my home and attempt to fix the problem with the water heater.
What I have learned about this company is that they will go to extremes not to pay to have an appliance replaced. I pay an significant amount of money to AHS annually and I make approximately three service calls a year. Each call is on the same appliances I have had fixed previously. I have called to have my water heater serviced four times, and my AC/Heater four times. I predict that I will be calling about these same appliances again two to three times this year. Once I have my water heater fixed/replaced, I will be cancelling my service contract. I figure I can save what I pay each month and cut out the AHS middleman. I really feel taken advantage of and angry with the service I received from AHS.

We've been a loyal customer of American Home Shield (AHS) since we bought our first house in 2009. We have had the FlexPlan for 5 years, which offers a comprehensive coverage including the core coverage plan, serviceplus package, coverageplus package, and the pool/spa common equip option. We felt it is a peace of mind solution for us. Two months ago, a letter from AHS briefly informed us that FlexPlan would no longer be available to our household next year. According to the letter, if we choose to stay with AHS, we would have to go with a different plan called "Homeshield Plus".
Two things were very intriguing and, frankly, quite frustrating and outrageous. Firstly, no detailed terms and pricing info of the new plan were specified in the letter. After speaking with a AHS sales representative over the phone, we were told that there is about 43% increase in premium and substantial reduction in coverage in the new "Homeshield" Plus plan. Furthermore, the contract details in the new plan "Homeshield Plus" can only be communicated over the phone to us but cannot be made available in any writing format before we sign the contract! It's very hard to imagine who would sign a contract without knowing what's in it! Secondly, according to the AHS representative, AHS will continue to offer the FlexPlan (the one we currently have) next year to other customers. But when we asked why we are excluded from FlexPlan next year, the representative said it's confidential and they as the sales department do not know.
We had been a happy customer (we made several referrals for AHS to our friends!), but the recent experience with AHS was outrageous and beyond our understanding. We felt that the discriminatory treatment from AHS with no explanations was unfair and unjustifiable. AHS's discriminatory practice and their new offer with information intentionally hidden away from a longtime loyal customer shows nothing but a definitive departure from what they say on their homepage -- "Why choose American Homeshield? New! - Expanded coverage plans; More comprehensive coverage with fewer exclusions and limitations". It's extremely disappointing! If it happened to us, it may happen to anyone.

I wasn't contacted so I called the contractor. He finally arrived 8 p.m. Christmas Eve. He told me it would take 2 weeks for repair. I was understanding since it was the holidays.
On January 1st I still had not received any communication concerning a repair date. I called AHS, they still hadn't received a diagnosis call or parts repair request from the contractor. They said they would follow up. January 6th I called again, they had just received contractor's part request. January 8th told contractor had received part and either he or now an AHS Researcher would call me back with a repair date. That didn't happen. I called again on the 12th and AHS Researcher put me on hold and spoke with contractor. I was given a repair date of today from 9-11 a.m. Needless to say... no contractor... no call about being late or expected repair time. I called AHS and was told their best advice was for me to wait. I was already 3 hours late for work. They couldn't get in contact with contractor either, voice mail full!
I am beyond frustrated. I have yet to hear from the contractor during this entire process and wouldn't have heard from AHS if I wasn't the one initiating the calls. I am still without a stove and no idea when it might get repaired. At some point, I think AHS should find a new contractor, overnight the parts and get my stove working... if they really value their customers. Not feeling valued or that I matter at this point...but they have my money.

In my most recent claim, we got immediate response from American Home Shield. Everything was taken care of first thing. They knew what they were talking about. The contractors were perfect. They went right to it and it was finished within 10 minutes. Overall, it has been very good -- they were very good. They knew what they were doing about and they addressed the problem immediately. I have no complaints.

When I file a claim, someone always calls me back within a reasonable amount of time and send someone over. It always works out fine. They are very accommodating and I would recommend them.

I have had AHS since 1996 when I purchased my house. In the beginning they were great. If they couldn't fix something they replaced it, no problem and in a timely manner. However, in the past 3 to 4 years that changed. My refrigerator went on the blink 3 years ago, the technician was out 5 times to fix it and even told me what they (AHS) had spent so far could have paid for 3 New refrigerators yet even against the technician's recommendations to replace it they refused. They put in a compressor that they had to make it fit to work and it lasted 1 year and went out again. I replaced the refrigerator myself after that. The gas package unit I have in my house now was put in by AHS around 2000, I paid my copay and that was it. Now it has gone out again.
Last year the a.c. went out and was told that it would be around 600.00 for out of pocket expenses since it was a package unit and everything was outside, however, they found the part to fix. Now it's out and they can't find part to fix heater. The company they sent out is telling me 3500.00 out of pocket and if I choose the cash out option they will only pay 1716.00. I know they can't buy a system for that amount. So, either way they have me over a barrel.
I understand having some out of pocket but this is crazy. If they gave me what they are really paying then I could price shop and find someone that isn't trying to gouge me. After this is done, I will be cancelling my contract with AHS and even consider hiring an attorney to look into this. I will also make sure I let everyone I know not to waste their money on this company. I will research and find another warranty company that is legitimate!!! All I can say is if you are currently shopping for companies, don't go with this one. They do not work or care for their customers!
I would be glad to have someone call you to discuss this service request. We do appreciate your feedback. Sorry to hear about this experience.

I have used the services of American Home Shield on several occasions, each time with absolute exceptional results and satisfaction. The last service request was for problem with our electric range, but due to the age of the appliance, new parts necessary to complete the repairs were no longer available. Therefore AHS, as stated in our contract, made arrangements for the replacement of the appliance and sent a check for the replacement cost, after which we chose a replacement electric range from our nearby Sears store, and had it delivered shortly thereafter. It took a little longer to satisfy the claim this time, due to a part sent out for repair, then sent back unrepairable, but still the end result was very much satisfactory. The AHS staff whom have handled our claims in the past are always knowledgeable, very helpful and cheerful while handling our claims, which makes the whole experience pleasant.
Richard we are happy to hear that you were satisfied with your service experience! Thanks for sharing this feedback and information regarding your replacement of your appliance!

Then they had to make a new one and I am still waiting. 4 weeks for a repairman for my washer, really. Same thing went down for my Fridge. I am not a happy customer right now and all I hear is sorry. Well sorry doesn't keep my food from spoiling or my laundry clean. I had to spent almost $80 at the Laundromat so far because of this. I pay my monthly premium promptly since it gets taken out of my account but yet AHS has not showing me anything that makes me want to stay with them. I called American Home Shield for a plumbing issue and they did a nice job. I have no complaints. I just told them the problem and they came up with a fast solution by providing me with the approved contractor and the contractor was awesome. It appears that they're geared towards the customer and they're very efficient and I've never had a problem with the contractors that they have sent out. Prior to that, we had a contractor come out for the garage door opener on a rental property and he couldn't fix the opener so he just said "We owe you another garage door opener" and replaced it with Lift Master, which is a good brand.
American Home Shield is good towards their customers. They're efficient and they provide you with good contractors. The only thing I find a little troubling is that they did raise the price a little bit but gave me a discount for early sign up and knocked $25 off but they need to keep their pricing down because if they raise it too high, the customers are not going to go for it.

Homeowner purchased a 1 year service contract when I purchased the home in April 2013. Home inspector identified an issue with a faulty relay with the heating system. They sent out Bishop Engineering to fix it. They insisted nothing was wrong with the relay -- probably because it was APRIL in TX and it did not take long to heat up to temperature. They patched the duct they said was causing the issue. By the winter 2013--same issue--cold air blowing. Taking forever to heat to temperature once the air outside dropped to 50 degrees or lower. Bishop Engineering finds the sensor to need replacing but has to order the part. He does not return with the part. I finally call after the first cold day in November 2014 AFTER I canceled the contract. He claims he replaced the sensor.
We did not have many under 50 degree days until 1/1/2015--no heat again. I call Bishop and phone number is out of service. Called AHS. They try to contact Bishop but no luck. 13 days have now passed and I have NO HEAT. It has been 40-50 degrees for the last 13 days. This issue was reported in 2013 and was NEVER fixed correctly. The contractors AHS uses do not provide the service needed. They just put a Band-Aid on the problem so AHS does not have a major claim to pay out. A similar situation happened with a water leak outside. The plumber they sent out did not fix the issue until 3 service calls. They insisted there was no issue with the water pressure however, if you ran the washing machine, the sinks/showers would just trickle out -- that is not normal! Save your money and do not buy this warranty service -- total waste!

Our hot tub wouldn't heat so I called it in and they sent somebody. They wanted to come sooner than I could accommodate them but since the tub is outside, they came without my having to be here. They've been very good and ordered a part. It was the wrong part for the hot tub, but not the service people's fault. It's the way the hot tub was set up, so they had to order a new part and I'm still waiting for it.
Another claim I had was for the furnace. Our house is about 20 years old and during a furnace inspection, the inspector noted that our heat exchangers were cracked and we have propane heat so he had to shut the furnace off. He said, “You can't use it. It could kill you.” I called American Home Shield and they tried to replace the heat exchangers but because the furnace was so old, they couldn't do it... and there were two of them that needed to be replaced so they just replaced the whole unit. I had to pay to have it taken out but other than that and the $75 to have them come out, I have a brand new furnace and they were great about that.
The biggest drawback when you use a company like American Home Shield is it takes a while to get the equipment. So we were about 10 to 15 days with no heat. Fortunately it doesn't get really cold here in Virginia Beach in October, we were gone much of the time so it wasn't that big of a deal and I can live with that for the amount of money that I saved on the furnace. We've had them for as long as we have lived in the South and they have been great to work with.
Thank you Susan for sharing your experience with us! We are happy to hear about your service repair!

The only problem I have with American Home Shield is sometimes they assign certain technicians that really don't do what they're supposed to do. They set up appointments and don't show up for that appointment. I just got an order in right now for a washer repair and I set it up with one company last week and they didn't show up one day and they said they were going to come the next day and they didn't come that day. Then they told me it was going to be 3 or 4 days later. So I called Home Shield back and have it assigned to somebody else which they did. I don't have any problem with it other than sometimes you get some bad vendors.

After about two hours, I called AHS again and another rep said they will not come in the weekend. This is non-emergency so they will come only on Monday or later. I called a local plumber and fixed it... now on phone for almost 15 mins to cancel the account.
Also, they have another number to cancel account. It's kind of not easy to do it seems...
We hate to hear that we were not able to meet your expectations. The coverage of a water heater (11 years old) in my home has been denied due to "secondary damage" and "improper installation". The secondary damage relates to water dripping from a water line shut-off valve onto the top of the unit which did no damage other than discolor the top and was fixed within a few weeks of being discovered. This somehow caused my 11 year old unit to rust from the inside out, or wait, maybe it was the improper installation. The improper installation was based on my recirculating pump not having a dielectric coupling on it which Rheem states in their owner's manual is not required or necessary. Since the water heater could not have simply worn out (my service technician originally told me water heaters are good for an average of 10 years) AHS has denied my claim based on both of these exceptions.
I tried to discuss the next steps with a manager as the claims representative was extremely rude and unprofessional (he stated he could not be on the phone line with me for over 2 minutes per company policy) but I was told that I had to call back. Who exactly is the customer here? I have been a member for many years but this unfortunately is the last straw and I will be cancelling my membership when I have another home warranty service contract in place.
John I would like to have a case manager look into this issue. I will have them reach out to you!

This issue was resolved on January 19th, AHS sent out a 2nd company to fix our heat pump. The 2nd company was excellent and able to determine what was wrong. The original company did not properly install the air handler.
Original Review: Jan. 12, 2015
Our heat pump went out and called 11/20/14. Tech came out on 11/26 and diagnosed, AHS approved a new heat pump/air handler. This was installed on 12/17, woke up on 12/18 no heat, heat pump not working. We also noticed on the 17th that we couldn't feel any air coming out of the air vents. Called tech - he said call AHS back or he would charge us to come back out. We thought that since he was there the day before, he could come back out and be covered under our 30 day window of service, so called AHS to report and turned on the emergency heat. Note on the emergency heat, it wasn't putting out any heat and there has been no air flow coming from our vents.
On 12/20 the tech came back out, didn't even go look at the heat pump, came in the house did something to the inside so that we could have emergency heat, He stated that only 1 of the emergency strips was heating and the air was on low, he fixed so 2 out of 3 of the emergency strips were working. It runs but no air flow. We still couldn't feel any air coming out of the vents. He went up into the attic and checked out duct work, said that was good, he wasn't sure why the air wasn't coming out. He told us that because AHS didn't supply him with everything he needed when the units were installed, he had to submit another request and since there might have been old freon in the lines we would need new freon, but since it was now the week of Christmas, we might not hear anything until after Christmas. He called me back on 12/20 and said he had submitted everything to AHS. I gave him the benefit/grace period of Christmas, didn't hear anything on 12/29 so called him on 12/30. He acted like he forgot about it, asked me the dates and told me to call AHS.
I called AHS, they checked and found no record of him calling on 12/20. They called him and he told them he had and he would send in again when he got back to his office. Customer service apologized and said it was a mistake on AHS side??? I called again on 12/31 to make sure this was being processed. When I called, the tech had not called or sent anything in. When the customer service rep called him, she said he got snippy with her and told her he hadn't had time and would do it when he got back to the office. I called on 1/2/15, CSR checked, called the tech and he told her he was waiting on AHS to give him an estimate, somehow while being on hold for the 3rd or 4th time I got transferred to the dept where the tech calls in to place orders, not sure what it's called. The man I spoke with looked everything up and said that they were waiting on the tech to provide them with prices and he was told that on 12/31. He called the tech and the tech told him he would get estimates and send it. The man told me to call back in 1 1/2 hr and they should know something. I called back in 2 hrs and the tech still hadn't sent anything.
When I called AHS again, they said my case/request had been sent to the Research team. They gave me the name and number of the rep. I called got her voicemail. Called her on 1/5 and spoke to her. She contacted the tech. He stated he was still waiting on his supplier to give him estimates. She told me she would call me on 1/7 with an update and if there was none, she would set up for someone else to come out. Heard nothing from her on 1/7. I have called and left her several voicemails each day on 1/8, 1/9, 1/10 and 1/12. She is not returning my calls or providing an update. So, here we are on 1/12, with a new Lennox heat pump that doesn't work and air handler that's not heating my house with emergency heat. I'm heating my house with 2 electric space heaters. I called Lennox and they said until the units were installed properly, they couldn't help us, to call AHS back and demand them fix this problem.
At this point we are beyond angry, disgusted and disappointed. We just want our heat fixed. We shouldn't have to even think about having to call a new service company on our own to come and fix this mess, and then we have to pay out of our pocket for the other tech's mess up. Nor do I feel that we should have to pay for new freon. He didn't do his job properly, the new unit had freon, we weren't supposed to have to pay for that.
Thank you Stormi for bringing this to our attention. I would be happy to forward this to our service resolution team to ensure that someone follow's up with this matter. We would like to make things right! We apologize for the experience. The contractor will be evaluated and a manager for this contractor's region will be notified of this issue.

I signed up with AHS after reading positive reviews. Two months into the contact, I requested for a plumber. After 3 calls (30 min+ wait each), I was assigned a plumber who does not work weekends. 3 days and multiple complaints later, I was assigned a plumber who was willing to stop by on Saturday. The plumber arrived late and briefly looked at the trouble faucet and said it's pre-existing condition and not cover by contract. If I want it fixed on the same day, he's willing to do it for $210. I called to cancel my contract in November 2014 and found out last week in January 2015 that my contract is still active. I tried calling to cancel again last week and was informed I will receive a call within 24-48 hours yet no one call me and it has been 5 business days (120 hours). Re the washing machine , the clothes are coming out with lumps of soap on clothes (I've been using the same top quality soap for years and has never had this problem until now). Re the dishwasher, not cleaning dishes properly. The tech came and said, they were fine and must be the soap I use for both. What an easy and convenient excuse. When I complained to AHS, the rep said that if they sent out another company, I would have to pay another $125. I won't be doing that, but nor will I be renewing my contract with AHS. A neighbor convinced me that a home warranty was a good idea and so when I received an email from AHS I filled out the form and they called me. The salesperson asked me what items I had in my house to which I responded and I signed up for the warranty. I received the contract in the mail and after a cursory review, I noticed that all of the 22 items stated that they were "covered" with certain conditions. When I contacted AHS for a claim on my hot & cold water dispenser, I was told that it wasn't one of the "10" items that I requested to be covered. I called AHS and explained that I was not aware that only "10" items were covered as the contract stated that all 22 items were "covered".
Upon closer examination of the contract, it said that I had "10" items covered plus an additional "6" but the hot and cold water dispenser was not one of them. Even though I explained that if I had been asked if I had a hot & cold water dispenser I would have clearly said "Yes I do". I was never asked and assumed that it was like any other faucet or fixture in my house. Despite explaining that I was never told that it was a pick "10" and that I was never asked if I had a hot & cold water dispenser, I was told by various people at AHS that I was out of luck. The insurance was done over the phone and it presumes that the consumer is supposed to know all these different factors.
What's amazing is I found out that I should have been offered the 3x3 combo plan that covers all "22" items for only about $1 more per month. Although I stated that I should have gotten that from the beginning, that I would be willing to change to that now or even retroactively if necessary but was told that the hot & cold water dispenser would not be covered as it is now a "pre-existing condition". No resolution to my problem from anyone and I asked for AHS to review the phone recording of my order (it was only in Sep 2014) but because I was upset about the whole process, I canceled my contract effective 2/3/14 and because it is now in "canceled" status that they wouldn't review the audio. As I told AHS, even though I said that the sales order was not done properly or clearly and that the full coverage option was not offered (even one salesperson was surprised that it wasn't because it was much better), I was basically out of luck and therefore losing out on coverage. Any help or advice on how to resolve this?

First, I asked them to match my service I have on the property in AZ. They said they did - the policy information they send you isn't very clear BTW - and when we filed a claim on something that should have been covered, turns out they didn't match the coverage after all. I complained, and someone was supposed to call me back, no one has and now I am up for renewal. I am definitely searching for someone else for both of my policies. In addition, the quality of companies they use are all 1 or 2 star rated on the internet when you perform searches on the background. One plumbing company was supposed to fix a leakage problem and we still have issues. After trying to get it resolved I have spent so much time I am giving up.

We had a no heat emergency at our rental property. I called AHS at 8:00 at night. I was given a contractor's number right away. Instead of waiting to hear from them, I called and was informed that they did not service my area. I then called AHS again and was sent another contractor. This company did not answer the phone and as of 10 the next morning was still not answering the phone after many messages were left. After two more phone calls to AHS, we were given a third contractor's number and then was told to wait to hear from someone. We then went and found someone on our own to take care of the issue. This ended up costing triple what it would have cost if AHS did what they are paid to do. If you have a true emergency I do not suggest using this company. The concept is nice for non-emergency issues and you have the time to wait for their follow through. However, the network is not large enough to be able to find someone in a true emergency.

We never heard from them so sent them a message and was basically told nobody is available until 1-12-15. Through all this we were never offered an appointment for that day. I guess we have to wait until the day they are available to talk about making the appointment and hoping they aren't booked up for days. All we wanted was an appointment so we would know about how much longer we would be without a shower.

I was notified early in the morning from my property management company that the heater stopped working and the tenants were freezing. They tried to contact AHS and after an hour AHS told them they were sending a vendor out. I got the email confirmation with a dispatch number and thought everything was good. I was later contacted by the property manager that the vendor was not coming until the next day and AHS called me to say I can get a $60 rebate to purchase a space heater. I was furious. What if this was my family?
So I called AHS and spoke with a very rude customer service rep that would not help me. I pleaded that it was winter and my tenants were in sub freezing temps and she said she was aware and it was cold where she was. I also said that my pipes could freeze with no heat in the house. Again she blew me off. I personally offered to pay for a hotel stay for my tenants until the vendor could get out to fix the heater. I am so pissed off at AHS and they never even called back. Horrible company and I will ensure that I post my review wherever I can. The customer is not happy with the service.
We would like to do the right thing to ensure that the tenants get serviced. I will have someone give you a call concerning this service request Adam!

We had a problem with the air conditioner. It wasn't working and we had water in the pan. So I went online and just filled out the form and American Home Shield went ahead and assigned me the person that they assign you to. They came out and they realized that we had a line clogged and cleaned the line out. Everything worked fine. The contractor was very professional. He knows our system and has been here a couple of times. They're very thorough and very good. It seems that every claim we have, they send someone out pretty quickly, within a day or two.
We did have a problem with one of them that they sent out. I believe that the contractor had some other problems because they ended up firing him and sent somebody else out to fix the problem but we kind of went a long time without air conditioning during that time. Because of that, they paid the whole claim that we had which made us very happy. It's just great to know that you have that protection if something goes wrong with the house. They get you in contact with the right people that you need.

My 12-year-old hot water heater went out Christmas Eve morning Dec. 24th. I contacted American Home Shield and they assigned to Aaron Plumbing. I did not receive a call from Aaron Plumbing, so I called them. I was told no one was in the office until Friday Dec. 26th. I called American Home Shield and they were reluctant to reassign. Then reassigned to Freedom Plumbing. Freedom called and said they would definitely inspect Friday. I offered to forward photos so they could have all information and possibly parts. Freedom came out and said the motor was burned. He said he should be able to install new heater next day.
I checked my email and saw the vendor changed again to an electric company. I called and the electric company said if the motor is burned, nothing they can do. SO, the service was once again reassigned back to Freedom. Freedom said they didn't know how to fix the heater so, then the service was sent back to Aaron. Aaron came out on the 27th. The person could barely see and asked my husband to read manufacturer's information to him. He left and said motor burned and he would call it in. I contacted American Home Shield and was told Aaron Plumbing is trying to find the motor.
I questioned why they would be replacing a motor on a 12-year-old hot water heater. I was told if the motor needed to be replaced that is what they were going to do, they didn't care that the hot water heater was 12 years old. So Monday December 29th, I contacted American Home Shield and was told not having hot water for 6 days was not an emergency, it was an inconvenience. My daughters were home from college and my son was home with a 1-year-old. I live in Chicago. But, no emergency according to AHS. Tuesday December 30th, I called American Home Shield to get yet another update. I was told, vendor still trying to find motor.
I called Aaron Plumbing and I was told they couldn't find the motor. I called American Home Shield and asked why were they trying to find a motor when Aaron Plumbing said they couldn't get the motor? On Dec 31st, I received a call from American Home Shield saying they were going to pay for the motor and cost to install. I asked how could they do that when they know the motor couldn't be found? They said they would check and contact Friday January 2nd. I received a call from American Home Shield Jan 2nd saying they were paying for the motor only.
I again asked how could that be, when the hot water heater is 12 years old and past is lifespan? I asked to speak with a supervisor numerous times during this process and was told a supervisor will get back to me. I never received a call from a supervisor. To add fuel to the fire, American Home Shield called back to say even though I was without hot water for several days, I had to pay for a licensed plumber to fix (replace) - since motor couldn't be found - my hot water heater BEFORE they would pay for the replacement of the motor. I thought the purpose of having a home warranty was to avoid paying for large items out of pocket. If I didn't have the home warranty, I'm sure this could have been resolved in one day.
Causandra it appears your issue was escalated to our service resolution department. We apologize for the service delay experience! Thank you for sharing your experience as it helps us to improve our warranty for our customers. There was a lot of confusion regarding the motor for the water heater, so we have placed the company on your list of contractors not to use, to avoid any other plumbing service issues.

I paid for a service charge to have a plumber to address a leak at my home. Not once but three times did this individual come to my home and never fix the repair. This is after AHS took close to 30 days to either get him to the property or back out to fix his botched repairs. AHS failed to cancel this man from coming back out to my home in lieu of sending someone competent. They only did so after my/and property managers repeated phone calls in which the wait times were well over an hour. The plumber cut a hole in my wall that still exists and he didn't fix anything. Ultimately, I had a reputable plumber come out and perform the job costing me more money out of my pocket. What is the reason for having a Warranty when you cannot get them to come out and fix your problems when needed.
Additionally, when I spoke with a customer service representative she had not acceptable reason why the repairs were taking so long. My case was so-called escalated to someone that handles situations like this however, she was RUDE and failed to phone me back as promised multiple times. I called her and left a message to only call back at another number and have her pick up the phone.
When after a month I finally had enough I was told I could not cancel my contract with AHS due to legal reasons but its perfectly acceptable for them to take my money in accordance with the contract. I cannot express how much stress and frustration this company placed me under. As an active duty military person in the process of relocating my family dealing with hour(s) long wait times leading to false promises and no results only leads me to NEVER recommend to anyone to purchase service from this company. Finally, after waiting over and hour and a half to cancel I am glad to be free of this company. Their service fees are ridiculous and if there is a way to NOT pay for any service that is pricey they will manage to do so. Never Again AHS, you all so be ashamed!
Thank you for sharing your experience Tiffanie! We will use this to review the work order and improve services. We hate to hear that you were not happy with the warranty and look to re-evaluate the contractors in your area as well!

I had to get a replacement fast, so I asked for the cash payout to help with the cost. They offered me $500.85 payout. That's less than the cost of the insurance that I paid. They informed me that they could have installed a brand new furnace for $500.85 because of the volume they do. Ya right! That would not even cover the labor. It took Four Seasons two guys, 9 hours to install my furnace yesterday. This is such a scam and just not right. My monthly fee was deducted from my mortgage company (Bank of America) for several years. In July 2014, I received a letter from AHS that this form of payment would no longer be available and was instructed to call AHS to set up a payment plan. I called and gave my debit card to Vicky to be used for the monthly payment of $63.83, to be deducted on the first of every month, beginning in Nov. 2014. On Nov. 6th, I noticed I was debited twice for $63.83. I called and spoke to Penny who said it was double because it was not deducted in Oct. I explained that it was to be deducted for the first time in Nov. as per Vicky's instructions to me. Then Penny stated that it would also be deducted (a third time in one month) on Nov. 15th. Penny stated she would have a supervisor call me. Never heard from them.
On Nov. 14, I called again. On hold for 23 minutes and finally spoke to Tiffany. Told her the whole story. Transferred to Jimenia and told her the whole story. She understood that it was a mistake and stated that they would not deduct another payment until Jan. 1, 2015 to make up for all of the deductions in Nov. On Jan. 5, I reviewed my bank statement online and noticed I was once again double billed for $63.83. Once on Jan. 1 and once on Jan. 2. I called AHS and spoke to Katrina who told me to fax her a copy of my bank statement to ** , which I did. She said that she would look into it and have someone call me. Haven't heard from anyone. Did not hear back so on 1/7, I call AHS again and went through the situation with Jasmine. Said she would do a reversal through ACH and someone would call me to let me know it was in progress. No return call from AHS, yet.
Checked my online statement today, 1/9, and am still double billed for $63.83. Called AHS and on hold for over 22 minutes and then got Jose on the line. Went through the whole episode again. He says that he sees that a refund is in progress and will follow up and call me back. Very nice guy, but I ain't holding my breath at this point. Oops, he just called while I'm typing. We'll see if it can be fixed. Seems like a problem no one at AHS can or will take the time to correct. Never had much of a problem with AHS (except one pool contractor) until this mess. Long time customer.
Thank you for bringing this to our attention Chip! We will make sure that this billing issue gets cleared up! I will have someone follow up on the reversal of funds.

I can summarize my experience with American Home Shield in two words: great benefit. I submit my claim to American Home Shield over the phone and for the most part, the representatives were professional. There was a guy, he wasn’t rude or anything. I asked him to see all my appliances in my kitchen are General Electric and the only options that I got were KitchenAid and Whirlpool. I would like to get a GE appliance to match the rest of my kitchen. He said, “This is all we got. If you wanted something else then that’s going to come out of your pocket, half of it.” I was like, “Really? You can’t give me a better response than that?” But then the next person I talked to again was very nice and I didn’t have a problem since that. It was good.
The contractor was very nice, very professional and they installed my microwave a lot of ways. Didn’t take very long. Overall, I’ve always like American Home Shield and as a matter of fact, I recommended American Home Shield to my sister. They had it for almost two years now. She never knew about home warranty before and was having problems with her fridge and all other things. I said, “Well, have you thought about getting a home warranty?” And she’s like, “No. What is that?” I told her about American Home Shield and she ended up getting them and she seemed very happy with them all. She in turn got her daughter-in-law to also get American Home Shield. We all got a home, things break down. I’ve never had any problems with American Home Shield.

I have been with American Home Shield for probably 40 years and I've had nothing but pleasant experiences until the last one. My hot water heater went out the Thursday before Christmas. I finally got hot water the 27th of December. So I realized it was Christmas and things didn't go well, but the plumber from Bacon Plumbing that came out was very nice. But they didn't think it was a plumbing problem - they thought it was an electrical problem. Then the electrician came out and he thought it was a plumbing problem. I called back the plumber that had come who was very nice and they said they would come immediately.
The second team of plumbers came on Saturday and figured it out and got my hot water back on. But the people you all recommended were so rude. I wish I had you cancel it again but they couldn't come for six days and that's not acceptable. I've done some research and the second one that you sent out here, whom I found out were not from Bacon Plumbing, have a really bad reputation. I would not recommend them sending anything or sending anyone of them. It would be a truly bad move.
The water heater is working fine and the sweet people that came the first time came back and got it fixed, but a long time without hot water in the house is something. I had recommended many people to AHS and this is the first complaint I’ve ever had.

AHS sent out 2 appliance companies to repair an old Thermador double oven. The hinge on one of the doors is loose, so the door doesn't close properly and one of the ovens does not turn on. The first technician that came out looked at it with big eyes, tried to turn it on and then said that they don't make parts for it anymore and left. The second technician that came out and just opened the door to see that it was broken. And said that they don't make parts for it anymore. This technician did not even turn the oven on or try to evaluate the access panel at the bottom of the oven. He just said that they would have to pull the oven out to fix it and didn't know if AHS would cover it. Needless to say AHS will not cover this because "It's an access issue". This guy did not even try to evaluate the problem and left within 5 minutes. I would think he would have at least tested the heating element or looked at the access panel. I tried to verify the company's license on line and nothing came up - so I'm thinking this guy is not even a licensed technician.
When I complained to AHS, the rep said that they have to go by the technician's recommendation because they are the experts. If I had a complaint I would have to write to the company's P.O. Box because there was no other recourse. Talk about getting the run around. They could not even verify the company's license but assured me they were licensed. AHS is suppose to be the leader in home warranties since the 1970's yet they have no way to resolve customer complaints in a timely fashion.
We are sorry to hear that you are not happy with the service request based on your experience. I would like to have someone take a closer look at this request to provide assistance. Thank you for bringing this to our attention Joseph!

American Home Shield has been very good for us. We haven't had too many claims but once we had, they tried to work with us hard and helped us out. I've got a relatively big house in Massachusetts with two furnaces. The house was built in 96. It's not terribly old relative to the heating but they're gas heating units. I was unable to keep the pilot light lit in either one of them. I would light the pilot light and by the next day it would go out and we had no heat in both furnaces. I called about it and they came and fixed it and replaced something in each of the furnaces so now the pilot light, they lit.
I did the claim online and spoke to them over the phone. The claims representative was very professional and excellent. The technician was a very nice guy. He came out to the house and looked at the furnaces. One of the furnaces I was able to relight the pilot and it was still lit the day he came but he replaced something in each of them which causes the pilot light to stay lit. So far they've been fine. Overall, American Home Shield is receptive and excellent.

I submitted a claim for my washing machine and they pretty much rebuilt the washing machine which I'm not happy with because when I went to use certain settings, they weren't working so I had to call them back a second time and they said I would get a call within 24 hours. And two days later, I still haven't gotten a call or service call and I had to call back again and then they said that I would definitely hear from somebody by Thursday morning. And Thursday came and went. I called Friday. They promised somebody will be there Monday.
Finally, a different company came on Monday and fixed it. The communication was terrible. They kept guaranteeing me that they were going to have somebody call me and nobody called. And then they promised me my $75 back and one girl told me that they reversed it on the 23rd but yet, it's not showing on my account. I don't know if they sent a check or if they credited what I had paid on. Either way, it never showed up. And all I keep getting is "we're going to research it and well get back to you" "we're researching and will get back to you." Three calls on that alone and I still haven't heard back yet.
The first contractor was GE and they ordered $1400 in parts. I could have went out and bought a washer and dryer for that amount. And once he came back, he had to rebuild the whole thing. It took about two hours. And then the third time when they sent somebody different, he supposedly fixed it but like I said, I'm not guaranteed anything if there's a setting I haven't used yet and doesn't work. When they do the test on the washing machine, they don't have no clothes in there but when I'm washing clothes is when I have the problem...
Before that, other issues I've had no problem with. But something major like that, I'm not happy with. I think the whole time is totally ridiculous and is at least 30 minutes no matter when you call. If I call at 11 o'clock at night or 2 o'clock in the afternoon, always a 30-minute wait. And you can never speak to a supervisor, never. They're never available. They say that they'll call back within 24 to 48 hours. But it took a week. I just talked to her yesterday. That's a really long wait time. Also, I told them specifically make sure she calls my cell phone and of course, she called my house phone. I had to step outside for a minute. I came back. I heard the message. I called back. I couldn't speak to her. So they said that they were going to shoot her an email because I'm still looking for my $75... I understand they're busy but you know what? The money you make, you can hire more people or break down your menu a little bit more.
This morning - I ended up canceling it. But I might have to call them back for my water heater. I'm just keeping my fingers crossed I don't have to.
Just ensure everything goes well, I would be more than happy to forward your feedback so that we have someone follow up with resolution. We would like to make things right. Thank you for bringing this to our attention Annette!

I began my American Home Shield contract in May, shortly after buying my first home, under the recommendation of my Real estate agent. As luck would have it, my water heater broke in June. I was relieved since I thought I could rely on AHS to replace the water heater, since it was covered under the warranty. Before calling a service ticket in, I called my gas company to see if it was fixable or truly broken. They tested it, and notified me that the output of Carbon monoxide from the water heater was considered dangerously high. Great.
I immediately called American Home Shield and a contractor was soon dispatched, which was impressive. However...when he arrived, I was not so impressed. The contractor almost immediately said that there was nothing he could do, and told me that likely AHS would not cover the water heater, without a real clear reason of why. What? Sure enough I received a call shortly after he left from AHS, and was promptly told they would not cover the Water Heater since it was considered "Not installed" in my home (as I sat there, staring right at the water heater in my house).
I could not wait, I needed a Water heater, so I went out and purchased it myself at my own expense. There goes around $700 (and $75 for the service call). I'm not sure why I called AHS again when my garage door opener broke... maybe I thought it was just a fluke. A fluke, it was not. The Technician that responded to the claim flat out told me again, that AHS would probably not cover, and that it's usually how they operate (I was finding this out the hard way). Of course, they once again denied me. He recommended another Home Warranty company to me that treats their customers better, so it's likely I'll be trying them out. An attempt to resolve this dispute on BBB was ultimately, futile. I was offered $75 for my troubles. Talk about adding insult to injury.

I placed a service call for our oven/microwave unit that would not heat up properly to AHS on November 18th. The service technician who diagnosed the issue did come to our home quickly and it was decided we needed a replacement unit. After a lot of back and forth via phone and email, and AHS putting the responsibility on me to figure out whether or not dimensions were correct (there are two sets), we finally received our unit two days before Christmas. However, the installers said they couldn't install the unit because there is an outlet for a plug in our wall and the unit is only hardwired (another reason AHS should have the original serviceman let them know exactly what is needed for replacement).
I called AHS back, yet again, and I was told they were putting in an emergency request to have an electrician come out and if I didn't hear from them, to call back in 4 hours. I called back and the message said my call couldn't be taken because they were having technical difficulties. Then we went out of town for the holidays. Over that time, I received one call from AHS on Jan. 2nd, stating they would send someone out on the 12th of January to install. When I called back this morning to tell them that we didn't need an install, but an electrician, I was told that AHS wasn't responsible for the electrician - that we'd have to pay for that.
There are other issues that we've gone through that would take a lot more text, but mainly I feel like I've flat-out been lied to, not to mention we STILL DON'T HAVE A WORKING OVEN/MICROWAVE. Either that, or AHS is not hiring quality people, asking them to keep costs down at the expense of the company's reputation, and/or not training their employees fully. I was told today that they were going to get a full report from the installation company before anything else could be done (my question was, "why wasn't that followed up on by AHS if they didn't receive it", and I was told "they assume everything went fine" by Lisa in the Authorizations Department in TN. I have call logs of all the calls, and the ridiculous amount of time I've spent trying to get this taken care of. NOT HAPPY AT ALL WITH AHS!!!!

The plumber did his initial assessment and confirmed that the water heater would need to be replaced and an expansion tank added for code compliance. He called to confirm coverage and when he came back, he told me that in addition to the $75 service fee, I would need to pay an additional $135 for parts to connect the new water heater. This is a standard tall water heater and no special parts are needed to install a replacement heater. This additional charge is bogus. I expect that replacement of a covered water heater will include the miscellaneous parts necessary to reconnect the new water heater to the existing water and gas lines. The plumber and AHS are just padding their bottom lines at my expense. The purpose of a home warranty is to provide peace of mind. My AHS warranty is just giving me a headache.

Easy to use process that results in a quick call from a service provider. Provider was very nice and easy to work with, though his schedule was a bit crammed and took him some time to get to the house. That can be a bit of an inconvenience with an emergency problem, but he was there when he said that he would be and got the problem resolved quickly. We are happy to have this service.

American Home Shield sent out a contractor to fix a sticky knob on my oven. This contractor broke the knob completely. Then, American Home Shield sent out another contractor who took parts of our oven without our permission and THREW THE PARTS AWAY. My beautiful antique oven is permanently ruined. AHS refuses to replace my appliance with an equitable product. They simply shuffle me around to customer service people who have no power and offered me a very small amount of money to replace something irreplaceable. Then, they told me today that I have to purchase a replacement oven first and then they will reimburse me. Unless, of course, I want one of their unattractive ovens from a company they have a special deal with. The worst part of this is no one will help me. No one will listen or deal with me. Go elsewhere for your home services.
We apologize for the inconvenience and I would be glad to have someone research this issue. A case manager will contact you on today.

We have been renting a home for 7 months whose owners use American Home Shield and have been extremely disappointed and unsatisfied with this company's service, efficiency and respect for its members. We have had several issues in these short 7 months: fridge light went out. The Home Shield repair man came over and ended up breaking the entire circuit of the fridge. We had to rush and move all perishable items to our extra, tiny fridge and he just left it there, broken. Eventually it was replaced by the most basic model, and the owners were very unhappy, having put time and effort into designing their kitchen.
Next, an outdoor fan was broken. Another repair man was sent, did nothing, said he would be back to fix it and never returned. The worst has been our heat. It was making a loud noise and the repair man noted that the compressor was blown and that he would be calling me to schedule to replace it. After not hearing, we contacted them to learn he never submitted the work order and have now been without heat for 10 days with an 18 degree night ahead of us. Atop that, our dishwasher is broken. They sent someone out 5 days after the call only for them to tell me it was indeed broken and that they would order the piece and get back to me in a week to schedule the repair.
These are quality of life things and we have attempted to get help from the service line only to be put on hold 20 minutes! So we called back saying we were interested in purchasing the plan - of course getting someone to answer right away. We told them about our problems and once again they put us on infinite hold. This company does not benefit the tenants and when the tenants are put out, it reflects poorly on the landlord.

It's been great. We've had a couple of repairs lately and the technicians were pretty good. They let us know what they were doing and when they were gonna be here. They were actually here ahead of time, which was good. My wife does the claim submission all the time and it is easy, just a phone call and we get the details so we know who's coming before they get in. The washing machine was the last thing we had and the guys took it all the way down and put everything anew. They didn't wait for the parts to be ordered; they got the part locally and the machines fixed. American Home Shield is dependable that's why we stay and recommend it to all of our friends.

I submitted a claim online to American Home Shield the night I realized that our temperature had dropped in the house and we had no heat. I checked to see if maybe there was warm air coming out of the vents. It was just blowing air and there wasn't any heat coming off of it. I shut the furnace off, turned it back on, thinking maybe I could reset it but it didn't work so I went ahead and filed the claim online and it was smooth. The contractor knocked on the door, came in, went down, took the furnace apart, found the part that was missing, put in a new one, and called it a day. It was quick and easy, and it has been working fine since. Everything's been great. They take care of us every time and I'm really glad we got them.

On January 6th I placed an online service request with AHS with my contract. I received a confirmation email but no call to schedule my service. I called Sears - the identified provider - and waited on the phone for 15 minutes. When I finally got to a service agent, they could not help me because AHS's system does not send over the vendor provider number. So I had to hang up and call AHS. After being on hold for 30 minutes I get a live person and they provide the vendor number. I call Sears back and provide the vendor number to then be told the first available appointment is 2 weeks away, but I can call AHS....YET AGAIN to get a different provider. So once again I call AHS and wait for 20 minutes to get a live person. They call Sears and miraculously they have an appointment tomorrow.
If the online booking system does not work....FIX IT!!!! I should not have to make 4 calls over an hour and a half to get service I have already paid for. TERRIBLE, TERRIBLE customer service.

This issue is now resolved. The folks at the call center never called me back, but I had also posted my issue on FB and someone reached out to me the next day and worked to ensure that we got all the benefits that our contract allowed (which was very different than the folks at the call center).
I ended up fixing my water heater myself before they called me back, and when I finally talked to someone in management, we agreed that the experiences I had were not right, but she worked to make it right.
Overall, my experience with the HW companies I deal with is that the line folks are good if you are not happy with the turn time of the first person they assign, but once it becomes any greater of an issue than that they seem to add fuel to the fire instead of de-escalating the issue.
Home Warranties are a fickle thing, they are a maze of limits and non-coverages. I believe we understood our coverage and it turns out we were correct, but, considering I had already solved the issue on my own, this issue is now dead.
Lastly, I do recognize that the folks are just employees of a system that is designed to say no more than it is designed to say yes. I will rate my experience with the management team 5 stars, with the call center zero stars. Thus, we have a 3 star to be fair.
And, I will continue to recommend that people get a warranty and I will keep my AHS policy.

I have had home warranties for years and am careful about what I request so as to not have unreasonable expectations when it comes to the fine print on the contracts. We currently have no hot water and the first tradesman they wanted to send out was at least a 5 day wait (did I forget to say, we have no hot water?)... The next contractor was 'the next morning' and they came as planned... but they don't like the location of our natural gas shutoff valve and as a result, AHS says that the contractor cannot 'diagnose' the issue without removing the water heater and then replacing it... AND since our earthquake strapping is currently not up to code, they say that they won't upgrade it because the 'removal' is our issue (even though we PAY for code upgrades).
The folks in Memphis state that they are not responsible for gaining access to items when diagnosing the issue. (Really? So, if I have a water leak in my wall, they don't pay to go through the drywall to get to the leak? Really? That is a rhetorical question... or should be!) I asked to talk to a supervisor and was told that it would be 24-48 hours before anyone would call me back... Did I say that we have NO HOT WATER? What is odd about this is that the home is 40 years old, has had at least 3 water heaters installed in the last 23 years I have lived in it, and NEVER have we had an issue accessing the gas line to install the heaters.
At this point, we have a standoff. I am not going to agree to pay to have the heater removed and re-installed and upgraded because they have decided that they don't want to turn the valve off where it currently is located... So, I have no hot water and I have asked in every method I know to get a call back from a responsible party but to no avail. I still have NO HOT WATER and NO contact. Tis not good… (They ask at the bottom of this submittal form if I want an attorney to contact me about my complaint. I will give them a chance to make good before we go there, but there is not far off...)
Hey Greg, Thank you for your feedback and we apologize for your recent experience, a case manager has your information and will contact you back.

It is January and snowing. I've been without heat in my house for over a week. I called right away and begged them to consider it an emergency. This took four phone calls. Then the guy came out and some part is broken but under warranty. Great. It takes them four days to tell me this and place the order. Then I'm told it could take between 3 and 10 business days to come in. I ask them to expedite it and they say there's no expediting since it's an oem warranty part. Several calls and rude people who are entirely unsympathetic (it's freezing and now I have to worry about my pipes bursting) I find out (eventually) It's going to take another week to get the part in.
This situation is exactly why we purchased a home warranty in the first place. So now I have space heaters and have to take time off work to babysit my home in case pipes burst or a space heater catches fire. Utterly useless. I spoke with them earlier today around 2 and said I wanted to lodge a complaint. She said she'd have her supervisor call me back since she's "not at her desk". It's six and I'm still waiting. This company is awful.

After being a satisfied customer of one full year, I renewed my contract this past summer by paying my premium in full. After three months of paying my bill in full, I received another bill for an additional $50 owed to AHS (this had nothing to do with a service call, just that I owed the company more of a premium for the year). I contacted AHS and was told this was their mistake - I don't owe the $50 and they would take care of it. Threatening letters followed from the company continuing to try and collect the additional $50 from me. After 5 different phone calls with the AHS reps, each telling me to ignore the threatening letters and bills AHS continued to send to me, I recently received a letter that my contract has been outright terminated for failure to pay the $50 bill. While I wish to remain a customer of AHS, they clearly want to terminate my yearlong contract 5 months into it.
Since receiving the termination letter, I have called AHS multiple times to get a refund since they have decided to cancel my contract due to their error. Again I get very friendly reps who apologize, say this is completely AHS error and it will be corrected but fail to fix anything. Each AHS rep I speak to says they will correct the issue and call me back but I never get a call back. So now AHS has taken my full payment for the year and cancelled my contract after 5 months with apparently no intention of refunding me my premium. To me, this is theft. I guess my next and final step is to sue for breach of contract.
Thank you for bringing this to our attention Jon! This billing issue is being researched. Someone will reach out to you to resolve this matter. We are sorry to hear that you are having this experience!

The contractor that was sent out was very prompt, very knowledgeable, very professional, explained what the problem was and what he was going to do to repair. There was a part of the furnace that was stopped up. He said that that occurs maybe about every five years and he just took something and ran it through there and then stopped it. And it came on immediately and we haven’t had that problem since. I was very pleased. They sent someone out the very next day when they said they would so we were not inconvenienced.

My recent claim was for a repair under the sink. I don't go under the sink everyday so it probably started about a week before we called. It took me a minute to make clear what my problem was. Once the rep understood what my problem was, it was straightforward from there. The contractor completely screwed up his reputation, in a good way. He showed up exactly when he was supposed to, brought exactly the tools he needed, and he completed the work in probably half the time I expected. Since the repair, there are no issues at all. In fact, it was a good workman-like repair. I have recommended AHS. I'm paying more than I need to but it doesn't matter. Peace of mind is worth it.

All of the electricity to the bedroom level of my house went out on New Year’s Eve (12/31/2014). This was an emergency because I have medical equipment that I must use while sleeping. I contacted AHS with the service request and was promptly assigned an electrician. The electrician called me shortly and informed me that the earliest they would be able to provide service would be 1/5/2015, 5 days later. I told the electrician that this was an emergency and couldn't wait. They told me that there was nothing they could do, due to the New Year’s holiday and the fact that they don't work on weekends.
I then contacted AHS and explained my situation. The customer service rep told me that the 5-day response time was within the terms of the contract, because the service provider has up to 48 hours to show up, holidays and weekends not included. I pointed out that Friday, 1/2/2015 was not a holiday, and why couldn't they send someone out on Friday. Again, they referred to the contract, and told me that they could not help me expedite the service. I then asked to be assigned to a different service provider who could come out sooner than 5 days. I was told that their contract with the service provider prevents AHS from assigning a different provider until the first provider has had an opportunity to fix the problem within the specified time period. In other words, the system is set up for the convenience of the service providers and not the customer. I asked to speak to a supervisor and was transferred to a voicemail system. I left a message for the supervisor explaining the emergency and was never contacted. I then had to find an electrician on my own and pay him out of my pocket. But at least the problem was solved the very next morning. A circuit breaker had gone bad and was replaced, solving the problem.
Just as an aside, the service provider phoned me again on 1/5/2015 and offered to send someone out on 1/7/2015 (7 days after I reported the electrical outage). The terms of my AHS contract clearly state that emergency expediting can be granted when there is a true emergency and a contractor is available. Clearly, there were available contractors in my area because I located one and got my electricity fixed on New Year’s Day. The cock-and-bull story I received about not being able to expedite the service or assign a new provider is clearly in violation of the terms of the contract. I will be cancelling my AHS policy and searching for a reputable home warranty company.

I called them and they took care of it and sent somebody out. The only problem I have is that to me, it seemed to take a while to get things settled to finally get it done. If something has to be replaced, they had to come out and look at it and then determine if they could get a part, and you have to wait on them to determine if the parts are available especially for a washing machine. But I would recommend them and I’m always pleased with the end result.

I have had to call 5 times since November of 2014 and still have a non-working unit. They are too cheap to replace the unit which is what is needed but instead keeping sending subpar companies out to "fix" the problem. My microwave is out again.....I live alone and travel frequently for work so my microwave gets very limited use.....therefore excessive use isn't the issue. I pay my monthly fee and have paid twice the service fee of $125 for the repair person to come out (the attitude of the unfriendly repair man is another story). I asked the repair man why is the microwave going out every months and his response was "I dont know....circuits are probably bad". I asked if it was repairable, of course he said yes....my next question was "will it go out again" and his response was "yes probably".
I explained to AHS what he said and they still refuse to replace. With the $125 service fees and my monthly rates I have already purchased a new microwave.....seems like a scam to me!!!!!
Updated on 2/17/2015:
After many phone calls and speaking to supervisors, AHS finally agreed that my microwave should be replaced instead of repaired for the same issue AGAIN. After a couple of weeks I was told that the microwave was ready and someone would be in touch with me for installation... Over week later I received a call from the installers who made an appoint to come to my house between 12pm-5pm. I waited at the house until after 5:30, no one showed.
I then received a phone call from the driver saying he was on his way. I informed him that I was no longer at home. I had waited over 5 hours and had to leave. He said someone would call me to reschedule. Someone did call back and he wanted to schedule for a Wednesday. I said you can do any day but Wednesdays because I work from home everyday but Wednesdays... He said he would call me back in a few minutes. I never heard from him again. After a few days I called AHS... They told me I needed to call a different number, which I did but it was after the operating hours.
I decided to email them and to date I haven't received anything responding to my email. I decided to call again and I was told that my microwave had been sent back and I would have to pay a $55 restocking fee before they could order me another one. Of course I was appalled... The agent who was obviously new and had very little customer service experience said that his supervisor told him to call the installer to get their side. Which makes no sense, because I am the customer and I pay AHS EVERY month. He said when he spoke to the installer he said that they tried to deliver to me 3 times and I wasn't at home...which is A LIE...
I have been inconvenienced without a microwave for weeks now... Why would I make several appointments and not be here? The customer service agent then told me that his supervisor says they will pay half of the restocking fee, but I would have to pay the other half before they order me a new microwave. Are they serious? I already pay the monthly fee, I paid $125 twice for the service of the microwave, now they want me to pay another $55 for restocking when I want my microwave.
I think it is a scam... They never wanted to pay for the purchase of the microwave in the first place!!!!! DO NOT WORK WITH THIS COMPANY!! They have no problem taking my money on time but I still have not gotten the one microwave that I am due after months of going back and forth with AHS. Very disappointed in the service and this company as a whole.
Pethral I would like to have a service resolution specialist follow up with you regarding this problem with your microwave. We appreciate you taking the time to bring this to our attention!

It's very easy to submit a claim. The representatives from American Home Shield have been absolutely wonderful. However my dishwasher is not repaired yet. The first contractor ordered a part and then that still did not fix it, so it's not draining. They say it's plumbing. But a new contractor, the plumber, said that the cord sounds like it's out of place and if just get it back in place then I won't need the plumber, which I'm gonna find out about that tomorrow because the person who put my sink in is coming back tomorrow. If it's his mistake, he needs to fix it.
The second contractor AHS gave me has been very helpful because she was able to troubleshoot that one right over the phone. With the first one, however, it wasn’t a good experience.

I like American Home Shield but I'm not happy because I keep having the same problems and am getting charged again and again. Last year I called to have my AC fixed. They sent a guy, checked it out, and I paid whatever the deductible was. The AC worked for while but this year, the same issue happened again so I needed to call them again. Someone came out again to look at my AC and replaced a part and again charged me the deductible, only for the same issue to come back after about 90 days. The same guys who worked on my AC before came over and I told American Home Shield I don't want the same people they've been sending over and over. So they sent a different technician who was able to pinpoint the issue almost immediately and even told me, "I don't know why they never told you in the beginning." A part was replaced again and I was charged more money and they charged me the deductible again the next time it happened. I realized that nothing has been happening except that I keep getting charged yet the problem with my AC is still there. I shouldn't keep getting charged my deductible.
I have a friend who also has American Home Shield coverage and he told me there was a time when they charged him but he didn't pay until the problem was fixed. One of the guys who came out even charged me an extra $300 and when I asked what for, he told me he doesn't know, that some things are not covered, and that I should call AHS to find out. When I did call, I never got a clear answer as to why I was charged this extra amount and why I was charged three times for the same problem. I've told some friends about my experience and they told me they have coverage from other companies wherein they pay less deductibles and get better results. I'm looking into those companies. I like how AHS responds quickly, but the issue with my AC has been a real problem.
Also, I had a problem with my faucet that was leaking. This was about 3 years ago. I called AHS and they sent someone from a different company to fix it. The guy came, looked at it, but told me that the faucet they'll replace my old one with is cheaper. I asked if he had something that looked like my current faucet but he said no, and the one he has looked ugly. He told me that's what they'll install unless I go out and buy my own faucet. Seriously? I had to go to Home Depot, buy a faucet that cost over a hundred dollars, and they hooked it up in about 10 minutes and left. Of course, I also paid the deductible. I told the guy he should give me credit because I bought my own faucet, but he said no. Like I told my wife, I could have replaced by myself the old faucet with the new one I bought. Having the need to buy my own stuff is very disappointing. I don't know why I am paying them when they give me the worst quality they can find.

This headache began on 11/17/14 with our first request for service to our furnace. I'd like to point out that today is 1/2/2015!! And after hiring a private contractor and only 1 1/2 hours of work, we FINALLY HAVE HEAT! The lack of response from AHS and our repeated complaints about the contractor Rolling Air, have left us disgusted with this company, after having previously satisfactory service. We carry policies on 2 homes and will be discontinuing those policies as soon as I can get someone on the phone! I thought it was very convenient that at 5 minutes till closing on Friday, after being on hold for over 20 minutes, somebody finally answers and promptly disconnects the line. I'm beyond words with frustration!
Karen we will use this feedback to look into your issue. I would be more than happy to have a service resolution specialist reach out to you on today. Please keep any receipts/invoices that you may have from you contractor. We would like to make things right!

The actual process in submitting a claim with American Home Shield was pretty easy. I did it online. As for the contractor, I personally wasn’t there when they came out. But from my knowledge, everything went well. But the downfall is the ultimate issue that was there was never fixed. We still have the same issue. I spoke to someone from American Home Shield probably a week after. They were talking about that I would have to do another $75 worth of whatever that thing is that I had to do when people came out. And I thought that was ridiculous, so I was like, “No, that’s okay.”
Tyree if you still need the service, we would like to do the right thing. I will gladly have someone follow up with your repair need. Please reply back to confirm that the issue was not resolved and I will have a case manager contact you.

I am up for a renewal with this company and I will not be renewal. First instance, I had to have a toilet replaced in my upstairs bathroom and it was a regular size toilet. Well, they replaced with a tiny toilet and I thought they were suppose to replace items with the same likeness. Therefore, I will need to purchase a regular size toilet in the future. Also, I had an emergency plumbing leak or waterfall... coming from my upstairs bathroom - jet tub that would not turn off. I called them on a Sunday and was not able to reach anyone but some stupid automated system, that did not prompt me to a 24 hour emergency number. I also put a service call online stating that it was an emergency and when I called the service people to come out to my house right now or else this would be Noah's ark, I got no response or answer. I was not able to turn the main valve off to the water in the house and I needed someone asap.
Needless to say, I ended up calling an emergency plumber that I paid out of pocket... like $500.00 an hour to come and shut this water off. He had to cut a hole in my ceiling to the pipes in order to do this. Next day, I called this place to file a complaint and they kept giving me excuse of why I was not able to reach a live person after hours. My bath tub is still not fixed and I still have a hole in my ceiling. I will have to pay out of pocket for both of the items. I am done. I went with another service.
Thank you for the feedback Yolanda! Sorry to hear that you were not happy with the warranty. We will use this to improve our services!

My husband and I purchased our home in September, and the seller kindly purchased us a warranty with American Home Shield. Several weeks ago our dishwasher started leaking, and we discovered a hairline crack in the tub of the dishwasher along with substantial water damage to the floor, which appears to be long term damage. We called AHS right away, and they sent out a plumber of their choosing, who was here 3 minutes, confirmed the crack, and took a few photos of the crack as well as the water damage. On his way out, he told me AHS would either cover it or not, (which seemed like an odd thing to say), and that the dishwasher wasn't repairable due to the tiny crack.
I called AHS several days later and they let me know our claim had been denied because of the "abuse" to the dishwasher, which they don't cover. We certainly did not abuse the dishwasher, and the extent of water damage clearly shows this was something that's been going on quite awhile, that the inspector missed. I very naively had thought that pre-existing issues missed by the inspector that break right away was the whole point of a home warranty... Silly me!
I have been a mortgage lender for the last 10 years and recommended home warranties to countless clients. I will never again recommend American Home Shield to anyone, as I am disgusted by their bait and switch practices. We paid $75 for someone they chose to come out, and our only option to see if our claim might not be denied would be to pay another $75 for a different servicer of their choosing to come give his opinion. Not sure why they need another "opinion" when AHS has the pictures showing the crack ("abuse") and water damage.
To summarize-- the seller paid $575 for a home warranty through American Home Shield that has gotten us nowhere, and we paid $75 for a servicer they chose to confirm we abused our dishwasher. Great business practice, American Home Shield!
Katie we appreciate your feedback and look forward to hearing that your issue has been resolved by the service resolution specialist researching this request. We apologize for the inconvenience!

I have been a customer of American Home Shield (AHS) for the past 14 years. Service was great until this year. I submitted a service request for a broken dishwasher on September 10, 2014. A contractor was sent to my house who was totally incompetent. He said a part had to be ordered. Several weeks later I had to call AHS to find out what was going on. They managed to get the contractor back out with the part. A couple of weeks later, the dishwasher was broken again with the same problem. I had to get AHS to get the same contractor back out to our house. This time he showed up the week before Thanksgiving. Again a part had to be ordered.
On December 30, 2014, I talked to AHS again since I had not heard back from the contractor since his visit before Thanksgiving. I had a helpful representative tell me that she would have to have corporate research what was going on. This means that it is in a black hole. A return call to AHS on January 2, 2015, resulted in a rude representative basically telling me they could do nothing until it was researched by corporate. Three months to have a dishwasher repaired is not the type of Home Warranty that I paid for. My advice to anyone out there looking for a home warranty to avoid American Home Shield. It is a total waste of your time and money.
We hate to hear that you are having this experience with your dishwasher Todd. I did confirm that the escalation representative will be contacting you on today for resolution. We will re-evaluate the contract that you had for service on this request.

I had my washing machine where the intake of the water went in not on the washing machine but actually on the valve in the wall. There was a slight leak and eventually, I just got tired of it. I've been putting up with it for a while. I went online and submitted the claim on a weekend so the person didn't get with me until Monday. But he scheduled an appointment right away. I had no problems. The technician took maybe 15 minutes. It was very quick. He told me what the problem was and went about fixing it. And he was very accommodating. He waited for me to get home before he came out. Since the repair, I haven't had any problems. I've only been a member or using American Home Shield for a little less than a year but I've always had good experiences with all of the vendors that they send out and nothing was unusual about this particular instance. I've been very pleased with their services and with their vendor choices.

We waited for a week calling and they would say they have sent to ticket over someone should contact us. Then tech finally showed worked on the furnace. It worked for 3 days and quit again. Called once again and they sent a tech in 2 days, said would have to order part. This took a week. They finally came and installed the part. Took them 2 hrs and this was at 8:45 pm they showed up. The furnace worked for 30 mins and quit. This is unbelievable. Do these people they have working for them know what they're doing? So once again we are without a furnace in 20 degree weather - would they live in these conditions.

We have submitted claims to American Home Shield both over the phone and online, and however we do it, it always works great. We were hesitant to sign up because that was a lot of money but we have used it several times, so we think it's gone well. Our latest thing was our dishwasher so we've used it four or five times. We were glad we did it.
We just moved to this house so anything that happened, never happened previously. One of our recent claims was with the furnace and our regular furnace people came and did their annual check to see if everything was okay. They said that there was a part of it that was going bad and they could fix it, said it would be $189 or $289 or something and I said "Wait, we have this plan that we have already signed up for." So we called them, and they came and fixed it. The contractor did a good job and since then it has been working just fine. It felt good to have the warranty.
Having a warranty that saves you money and takes care of items you need repaired, is what most customers want! Thank you Kathe for sharing this feedback!

I have taken ANOTHER day off of work and the repairman did not show up as scheduled and will not answer his phone! AHS Customer Service reps have all been friendly, but none of them, including a Supervisor, has actually solved my problem. All the Supervisor did was redispatch out the same repairman that would never return my phone calls the 1st time he was dispatched. I'm beyond frustrated at this point and I'm tired of loosing hours/money from missing work!

I currently do not have heat in my new house during WINTER because AHS's "research" department is slower than any company I have ever worked with. Purchased a house December 19th 2014 and the Natural Gas was turned off the same day from the previous owners (heat was working at that time). December 26th the Gas company tried to turn on the gas but found out that there was a leak in our main pipes. Called AHS on the 26th and was setup with a contractor that same day. This was the only quick response from them. On Dec. 29th the contractor came out and found 8 leaks in the main pipes so AHS put a denial on the service because it HAD to be a preexisting condition and thought that we had known about it before we purchased the house.
I sent an email to AHS with the home inspection paperwork stating "no significant deficiencies observed" on the gas pipes and also told them about the gas company turning off the gas when we purchased the home. AHS told me on the 29th that it would need to "Go to the research department" but before that would happen they would need to send someone else out for a second review. Dec 31st - As I am writing this review, I have talked to customer support many times and they will not let me talk to the research department because the research department has to call me and it could take 48 hours.
Customer support also told me that I have not been assigned to anyone in the research department as of the 31st but that I have made it to the queue. I then ask to be expedited which I still do not know if they have any idea what that means. I asked to speak to a supervisor but that would be another 24 hours before I heard from them. AHS is a 24/7 operation, there should be a supervisor on duty 24/7 and I should not have to wait 24 hours to hear back from a supervisor. How long can a company drag their feet to try and get out of a service request???

I have used AHS for over 9 yrs now. Also referred AHS to 4 other people. AHS service has been great, a few repair men were not too professional though. I did not care as long as they fixed my problem. I referred my 93 yr old mother in law to AHS. We signed her up in summer. Since then, her faucet was replaced and her wash machine fixed. Everything was in well maintained, working condition when we signed her up. Well, her toilet tank was dripping in a bathroom rarely used. No repairs needed to toilet in over 5 yrs. Plumber came, made his opinion the toilet is old and he would consider normal wear. After a few questions from AHS, plumber said AHS denied claim. AHS rep notified me few days later and offered a second opinion. Second plumber said to my face, he also felt normal wear and tear. AHS denied. Spoke with AHS determination dept, she told me "final answer" NOT COVERED.
After digging and speaking with both plumbers and supervisors, found discrepancy with what plumber telling me and what supervisor tells me. Also, both supervisors told me they Never seen AHS cover a cracked tank.. Bottom line, AHS blames plumber, plumber blames AHS. My dad taught me not to tolerate a Liar or a Thief. Seems I am dealing with both here. If it's not covered AHS, specifically state it. I can live with that. BY THE WAY, A TOILET MADE 56 YRS AGO WAS MADE WITH SOME CEMENT. CEMENT CAN CRACK AFTER NORMAL WEAR.

My heat pump stopped blowing the other day so I filled out a claim online. Within a day or two a local company called me and set up an appointment. When the technician arrived he found that one of the capacitors blew and that the blower motor went bad. I paid my 100$ deductible and he fixed everything the same day and I was thrilled with the service and thought to myself that I was really glad I've been paying for AHS for two years. Well today I was called by AHS and told that the service wasn't covered. Stated that the problem was from a power surge and that it wasn't covered.
I guess I'm just trying to warn everyone that I'm sure they'll find any way to not cover the service so read the fine print because in the end they just ended up being like every other insurance company. I'm glad I've been paying 42$ a month for the last two years only to end up with the bill anyways. I even recommended the service to some co workers after the initial service I received but now I'll tell them I was wrong. Their customer service is excellent though but that's it.

The oven stopped working and the element was not heating up so I called American Home Shield. I tried to pull out the heating element because I knew all the repairman has to do was buy a new one and plug it in. I thought the element had melted because I couldn't pull it out. When those who came out to fix the oven cleaned it up a little bit, they found out that there were probably some screws that were holding the element in, which I didn't know about. I was afraid that I broke it by trying to pull it out. Anyway, they came, unscrewed it, took it out, and put a new one in. They were in and out in less than 30 minutes.
This was actually the second time I reported this issue. The first time was by the end of November or first of December. They told me they were going to send someone from a company called The Appliance Store to fix it. Several days later, someone did call me but I gave them the number of my granddaughter because this is her house. During this time, I didn't know that her phone was broken for about a week. Anyway, she bought a new phone and when I asked her if anyone from The Appliance Store ever called her she said, "No but my phone's been broken."
A week after, someone from the said company called me and I told them that we badly needed the oven fixed, but he never called my granddaughter. So, I called American Home Shield again and told them what happened. No one could give me an answer and they said the people from The Appliance Store put in the notes that they weren't able to get a hold of anyone, which is not true because they called me and talked to me. I even asked them to just set everything up with me and that I'd meet them over there, but they never called back.
I told the representative that that is exactly what happened, and during Christmas time, no less. So American Home Shield sent somebody else who called the morning of Christmas Eve. They showed up that day, called my granddaughter who was present, and worked on the oven and got it fixed. It was great. They were from Sears. They did a wonderful.job. I was really pleased with them but I was not pleased with the people from The Appliance Store. They wouldn't call me back. It was a bad experience because we couldn't get it fixed through them. So it took about a month longer than when I intended to get it fixed.
Overall, I consider my experience with American Home Shield to be great and I'd recommend them. It wasn't their fault they gave it to somebody who were supposed to come out and do what they were supposed to do, but didn't.

On Wed Dec 24, I filed a request service for a leak under my whirlpool tub and received a confirmation email on the same day. Was told someone would contact me. Dec 25-28, nobody contacted. Called contractor's number, was told to call back the next day, then the person hung up on me. When the service person showed up, NOTHING was done. AHS said they only covers the motors on the whirlpool tub, and said I owed them $75. So the leaks mean nothing to them? The reason why I contacted them because I have 2 things on my policy list: leaks, and whirlpool tub. I was told by plumber that the water could be collected underneath the tub, damaging the floor, and grow mold. Yet these AHS don't do a thing but suggesting me read the policy while demanding the $75 fee. Then she asked: "what else can I help you with, ma'am?" This is like a slap on the face. I purchased the policy they advertised to cover whirlpool tub and leaks, see how much I'm covered? And they have the gut to demand more money even though their client's need still has not been taken care of?
We apologize for the confusion Thao. We do cover the other components of the whirlpool tub, more than just the motor. Sorry that we were not able to assist with this issue. We will use this feedback to look to improve our coverage. The service fee is just the same as the diagnostic fee, which would be required to pay any contractor that comes out whether you have a warranty or not.

Our furnace stopped working in December. AHS denied our claim because we didn't have it cleaned twice a year. Who does clean their furnace twice a year? This is not an ethical company, in my opinion.
We appreciate your feedback and opinion Samuel! If you contact most hvac contractors you will find that customers should have their furnaces and air conditioners maintenance checked at least once a year. It is true that some homeowners may not be aware of this, and unfortunately we can only cover what is failed from normal usage. You can have a local hvac contractor do a maintenance check for low price a year and it will keep your unit lasting longer. If you find out maintenance was not the issue with your furnace, you can reach back out to us. We be more than happy to resolve this matter.

I moved into an older place with older appliances. I expected that the appliances would start having issues. In four years, I've had to have at least twenty service calls on the many appliances. Most go smoothly. However, last year my stove broke and it took a month (at Christmas time) to get my stove replaced. But mostly, I'm very upset at how American Home Shield has responded on multiple service calls on a furnace that is over 30 years old. As you can imagine, I only use the heater when I have to and every year since I've lived here, we've had to make at least 2 calls per winter. I'm disappointed that American Home Shield has not bothered to replace the old unit after so many calls. We are in a freeze here and my heater hasn't worked for 2 days and I'm being told they can't service my heater until next week. That is unacceptable. The unit should have been replaced. I don't own this place, but I am the renter. So I'm the one who has to deal with the freezing cold every time it breaks down.
