I filed a claim with American Home Shield when I had a problem with the water heater and the switch - I had to get the switches replaced twice - and then I also had a leak in the kitchen and I had to get the faucet replaced. Dealing with their representatives has been positive for the most part. Their contractors are also pretty good, but there's just a couple of times that I wasn't happy with the work. I had a plumber come - the one that fixed my leak in my kitchen - it took him almost a month to repair it. I wasn't really happy with what they did because I ended up replacing the faucet that they replaced with another one that I bought on my own, because the one they brought me just was not good.
Also, the last time we had somebody out to do the water heater, they had taken some part of the water heater and then didn't put it back together. We didn't know until later, like a month or so. My son happened to go up in the attic and noticed that something was not in the way it's supposed to be. But as far as the parts that was replaced, I hadn't had any more trouble. Again, other than these instances, I've had no problems with their work. Though I'm bothered that their price is going up every year, but nevertheless, I'd still recommend AHS to a friend.

I have used American Home Shield to protect 5 Homes, 2 Condos and one rental property over about 30 years. I have never had a problem getting a repair done. I have found that it is far less expensive to pay for a policy than the normal amount of repairs in a single family dwelling..

I've had a warranty for 3 years. I've called for service 3 times and had terrible results all three times. My furnace is out. It's 4 degrees and I have no heat in my upstairs bedrooms. American Home Shield said they won't send anyone out until Monday because I have some heat on my first floor. We have an 11 month and a 3 year old that were freezing last night and we had to run space heaters to keep the pipes from freezing. American Home Shield said if you aren't happy with waiting until Monday cancel your contract.
We just cancelled it and will tell everyone we know how poor their customer service is. They just don't care.

My situation has gone on for a month. It would take a month to type all of the details and disappointment. We purchased a house where the seller had purchased a home warranty. After living in the house for a month, we realized that some outlets were acting strange. Lights were going dim and then bright - randomly. As we used the outlets, this got worse. I contacted AHS and asked that they send someone to check this out. The electrician was quick and came the next day. He determined that one of our electric panels was arching and was a fire hazard.
AHS contacted us within a couple of days and said this would be covered. We paid the contractor $150 for the permit a month ago. The contractor's office has done nothing but lie to us. I have spoken with the City, the permit is waiting for them to send in their Worker's Comp certificate. It has been ready for more than a week. I have the City calling the contractor daily and they continue to lie to them. I have called AHS and spoke to a customer service person. She told me that we cannot have a different electric company and that if didn't hear anything by 2/10 to call her back. I have done that, left a message and have heard nothing.
Today is 2/13 we cannot use any of the outlets and some light now. We also suspect that our pool pump is either damaged or cannot work due to this issue. We are scared to sleep in our home because of this fire hazard that no one seems concerned about. On top of this, our home owners insurance is threatening to drop us because of the problem. I am so disappointed that I am getting nowhere with anyone. Can someone please help?
Hi Karen, Thank you for bringing this to our attention. We apologize for your recent experience and would like to assist you, please send your contact information and case manager will contact you back.

I've been with American Home Shield for 30 years. They have always been real good with me. I've had a couple of issues with contractors in the past and they've always taken care of the problem or sent out somebody else to take care of it. I never really had any problem with them. With my most recent claim, I had a stoppage in one of my tubs. The contractor sent out was very good. They called the next morning and showed up when they were supposed to and took care of it, and I haven't had any problems since. It's now working like a champ.

I had a plumbing claim with AHS and they did an excellent job when coming out and getting everything taken care of immediately. There were some roots from a bush in front of the house that grew down into the plumbing pipes and the sewage backed up into the house. I recommended them to many people and had several friends who said that they’ve already signed an agreement with them.

Garbage disposal stopped working. It started leaking suddenly. And we had noticed it probably a month before but it didn’t do it again. And then we noticed it even more. We would open the cabinet and saw this tub of water. So I called AHS and filed the claim. They assigned a plumber. The first plumber that they assigned ended up losing the appointment and didn’t show so I had to reschedule. The claims representative was really helpful. When I called and said something they immediately assigned it to a new company. And that company called me within an hour or so to confirm the appointment. So everything went great. The plumber came out and confirmed what I thought, that basically it was time to be replaced. It's a 10 year-old unit. It lasted longer than it usually do.
I appreciate the service. They've been really good. They've always responded when I needed it. I used to have individual contracts for my appliances. But since we’ve had the home warranty, it’s been great. It takes me countless times on the air conditioning to bring someone out. And I had a furnace issue and a fridge issue and they've repaired them spot on, so they did a great job. I can't find a reason to complain.

Called AHS when the heating element went out on my oven along with the hinges of the door. The service repair man specifically stated that the parts could not be replaced because the oven was too old, however, AHS wants all the parts sent to Texas for repair. They want to take the oven door off for up to 8 weeks for repairs. I was on hold for 45 min to explain that I do not want to have an open oven in my home working or not, with no resolution. I have been without an oven for 6 weeks, and customer service is extremely rude and not helpful at all. AHS keeps wasting customers time and money without even considering the inconvenience to the customer. I will save my money and pay someone when repairs are needed. AHS is not worth the hassle.

Well it is 12 Feb and my refrigerator is still broken, it seems they can't locate one of the parts. FedEx says it was delivered. AHS keeps saying to work with the repair company and it seems they really don't care about it. I was finally told today my problem has been sent up to another department and I should be hearing from them in 24 to 48 business hours, and with Monday being a holiday, I may not be hearing from them until Tues 18 Feb!!! I had a home warranty with AHS for >15 years and found out when I filed a claim on my refrigerator that the ice maker isn't covered. The new policies they offer don't require you to select the ice maker as an add on but my policy type was so old that it does. They never informed me of this and guess what - the new policies actually cost less. They refused to honor my claim even after my long term commitment with them. Canceled my contract and there is actually a penalty for early termination. Total rip off.

We had no problem at all in submitting a claim to American Home Shield except for the hold time that they put you on. But once they answered, we put the claim in, and within 48 hours someone calls, they come out, we pay our deductible, and the rest is history. The contractors were knowledgeable and professional. It's nice to see that they had a badge on themselves so we knew who they were.
We can't understand, however, that there were so much parts that needed to be replaced on our most recent claim. The time they got to replace all the parts, they could have given off an allowance to buy a new washing machine instead of repairing the old one. I think they spent over $700 on parts where they could have very well given up for $400. We could have gone out there and put the difference and buy another machine. But it's not bad, it's still working. Since the repair, the washing machine's performance went from bad to fair. We're still glad that we have it.
Thank you for the feedback Lou. We actually only spent wholesale for the appliance and did not pay the amount as high as you believe. We will work on improving services concerning decisions on whether to repair or replace items. Normally, options can be given on any service request, so in the future if you have concerns about whether going with a repair is the right thing to do, then ask for other options that way you are completely satisfied with the experience.

I have American Home Shield warranty for almost 15 years, and have always done yearly preventive maintenance service by AHS’s authorized facilities. On Feb 2, 2015 my heat pump stopped working, AHS assigned Pride Air Conditioning and Heating Services Co., Inc of Manassas VA for diagnose. Pride Heating and Air Conditioning representative spending hardly 5 minutes, submitted wrong information to AHS to make me do the repairs by paying $1020 from my pocket by saying "negligence in maintenance" by which AHS denied my claim without checking their records.
Since my preventive maintenance was done by AHS under their own preventive maintenance contract on March 20, 2014 by Sunn Corporation (less than a year ago and passed) I requested second opinion done by SUNN Corporation of Damascus MD, on Feb 3rd SUNN Corporation proved Pride's report totally wrong by AHS paying all the expenses including 2nd opinion copay on Feb 3, 2015. Due to the severe cold weather I have to take my elderly father to a local hotel and took off two days from work due to a wrong diagnose and decision. I strongly suggest AHS to have qualified contractors and check all the facts before your final decision.

I woke up to a water burst in the basement of my home, contacted AHS, and was informed that someone would be coming out. I was called back 45 minutes later and was informed by contractor he would be out in the afternoon at 1pm and if that was too late I could cancel and call back to AHS, I called back and was informed he was the only one in line for call and that was it (take it or leave it type). I asked for supervisor...told no one was there. I then called back at 1:50 pm, asking the approx. time the contractor would be coming. I was told by Jennifer at this time he would call me back. I receive a call at approx. 2:20pm indicating he would be at my home as soon as he finish with his next stop close by house.
Contractor arrive around 3:30-3:45pm and indicated that the pipe slit due to freezing, and he could fix it for 150.00 and then said that AHS will not pay for it. I ask him how did he come to that so quickly. He went on that he had people do crazy things. I was more so concern with the way he approach the area and then went off into the driveway and then came back saying "AHS will call you soon with answer." It allegedly look very suspicious to me. I've been with AHS for some years now, and I notice prices go up and coverage's have gone down. The initial service fee for a visit has gone up to $75. Now when it comes to a/c refrigerant charging they only cover the first $10 per pound when in fact it wasn't done like that last year. Not to mention that within the contract it doesn't say it don't cover coil cleaning. Needless to say I am currently looking for a stable home warranty company.
Hi Darnell, Thank you for taking the time out to share your feedback, we appreciate your views regarding your experience. Yes, AHS contract pricing has increased through out the years but you can always contact our sales department for different pricing for contract at 1-800-247-4749. Recently I submitted a claim because I wanted to make sure my furnace was in working order before winter. When I called in, this person said it's going to cost me $250 and up so I actually got someone else just to clean my furnace. Later on it didn't work and I called again and one of their guys came out. He said, "She didn't know what she was talking about. It is $75." I did three claims all at once a long time ago. We have five units, so that was the first time that one had been broken. I used to be able to submit a claim online. I had a lot of trouble doing that, but I just called them and I'm held for a little while then got them and told them what was going on. And the next day or two, the contractor called me and told me he was going to be up. He looked at it and told us what was wrong with it, which I really can't remember. My husband probably would, and he had ordered the parts and they got a guy to fix it. These are not the people that would normally come to work on it. This guy was not quite as good as the guy that normally comes and works on it. We got it hooked up for a couple of weeks and they called us and they said "Now, we'll go ahead and send this other company." I know, the other guy was a little bit better but I wouldn't say they were bad.
We have a house that's for sale with a different company. The realtor does a different thing and I don't like them as well. They're not as near as good. You have to remember that the people who work for American Home Shield, sometimes come out when they're supposed to and sometimes they go, and I get all that. What I can say about all that, though, is it's still worth the money even though it's a little more headache than what I would normally put up with. It has saved me a ton of money so I'm okay with it. I recommend them all the time. In fact, I have two friends who just got it last year based on my recommendation.

We filed our most recent claim because the ice in our ice machine would clump together and we couldn't get single ice cubes out. So we called American Home Shield and they sent someone out from A1, they said that one of the parts of the ice-maker needed to be replaced. The water fills and then empties into the tray. The guy from A1 came back a second time and he put the replacement part in. Then the A1 guy came out a third time since we kept calling because we still couldn't get any ice but then what was happening was the refrigerator started making a horrible noise.
We finally got Fidelity out here through AHS. Their guy looked at it and said, "This part is misplaced...It has been put in incorrectly." So he fixed it and we've been able to get ice cubes now. It turned out that because the A1 guy had put the part in incorrectly, the water slid down the back of the freezer and was freezing, and the fan was hitting these icicles and making this horrendous noise.
It took over a week to fix. We thought that the refrigerator was breaking but it turned out it was just that the way the A1 guy had put in the replacement part was wrong. So it wasn't taken care of. So I would not recommend A1 to use as a service. I don't know how AHS picks these people out...if someone actually experiences the service provided by these people that come out to homes to fix things...I don't know how that is contracted. But somebody at AHS should have known the quality of their service before or else they should have consulted somebody. At the beginning, with that first group, it was bad...A1 was horrible. But now we're completely satisfied.
Thank you for sharing this experience with us! We will use it to improve our list of service contractors and hate to hear that the request started out on a poorly. But we are glad to hear that you are satisfied! We look forward to taking care of your future service needs Martha!

At 12:30pm I called AHS to put in a ticket for a plumbing emergency. I asked them to expedite the ticket since we had to shut the water off to our whole house. I never got a call so I called back about 2 hours later. I was on hold for about 20 minutes and finally got someone on the line who said the ticket was entered incorrectly as a 'recall' on a previous ticket. I explained that was not correct and we needed to get a plumber out right away. He said he had to email the original AHS rep to confirm that this was not a 'recall'... Of course I would imagine since she is the one who thought it was a recall, she probably would have told him that it was a recall. Ugh.
He assured me someone would call me back shortly. No call back. I called again and was on hold again for another 20 minutes and got someone on the phone who said that at this point, they would need confirmation that Dr Drain was unable to make the appointment. I called Dr. Drain rep myself and he said he was very sick and had already called AHS to let them know he couldn't make it. I called AHS again, again was on hold, got someone who said that now it is a 'transfer' and a dispatcher would be calling around to find other companies that could come out.
I asked how long that might take and was told they did not know. I asked if I could call people and find someone and was told I could not do that until their dispatchers were allowed 2 hours to find someone and that I would have to call AHS again to get an 'outside auth'. I explained my frustration and the rep assured me that I would be called within half an hour. No call back. In 2 minutes I googled 'Raleigh Plumbers' and found Roto Rooter, who could come out tonight by 7pm. I don't understand why AHS 'dispatchers' can't do this. But of course, I needed the outside auth number. Since I had yet to hear back from AHS, I called AHS and was on hold for 45 minutes. I explained the whole thing again to a new rep who finally gave me an outside authorization number.
By this time, I had lost the appointment with Roto Rooter so now no one can come out until 8am tomorrow. We have not been able to use our sinks, toilets, showers, etc. since 12:30pm today. I am so angry at AHS and do not plan to renew my contract with them. For over 6 hours I tried to resolve this situation and even though I was reassured numerous times that an AHS rep would call me back, this did not happen all day.
Thank you for sharing your experiences regarding the service call! We apologize if you were not pleased with the service. I am a very happy customer. The problem started a couple of days before I called American Home Shield and I didn't realize what it was. My power was flickering and then they went out completely. I went down to the breaker box and tripped the breaker switch and it did a little spark, so that's when I knew that it was in trouble and that's when I called. The panel had started to melt so that was very dangerous.
Their representative was very helpful but it was an issue at first because it was a really cold time. It was cold here in my home, and a lot of the electricians were all busy so they couldn't find one to come out. I called like on a Thursday and it was Tuesday of the following week or Wednesday before anybody came out, so they authorized me to call another person that wasn't in the network. He came out immediately and checked it out for me. He spoke with them and got the authorization and everything they want. It was the claims girl and the representative that I spoke to. She was dynamite, whoever she was. She was very good and explained everything and just really got it done quickly. I thank American Shield very much for all of their work. I'm a real estate agent so I recommend them. I've been using American Home Shield in all my closings that want a home warranty.

I had a problem with my fire furnace pilot. I couldn’t get it to stay lighted so I submitted a claim to American Home Shield. They were very good and were right on. The rep came, cleaned my furnace and it’s running a lot better since he was here. I’ve had American Home Shield here twice and I’ve been satisfied with everything. The only thing is they had people come from Manhattan which probably costs the company more money. I live in Junction City and there are plumbers and electricians here in town, but both times they came from Manhattan. They probably had to pay more for them to come on that extra. It will be 40 miles round trip but I was happy with them. I’ll recommend AHS to anybody.

Our heat went out. It was just something that happened suddenly. It's a cold weekend, like in the tens. So we contacted American Home Shield to file a claim and the sales rep took it in as an emergency. Somebody was on their way out to see us the following Monday, so it was really nice that he was that quick about it because it was very cold. The guys that came were excellent. We couldn't have asked for a nicer guy. In that time, he ordered a part but he's very thorough and stayed there for a long time and really went over everything, and the part came and they were back the next day and got it fixed right up. Everything was great and perfect, very glad to have the service. I have recommended it to several people that if they don't have the home warranty, they should look into it because it's very well worth the money that we paid on our premium each month since we had it. We're just very glad to have it.

I've got six properties that are covered with American Home Shield. I've had good experiences and I've had bad experiences. The last time I had a problem I had a slab leak. I called and I was given a contact number. When I called, there was no answer on the contact number. It was New Year's Eve and I can understand that but I couldn't wait any longer. It was impossible for me to wait because there's water coming out.
So I went ahead and called a plumber and the plumber came. The plumber told me that it was a specialized situation because it was a slab leak and he couldn't fix it. And he gave me the name of another plumber. So I called the other plumber, he came out and fixed it. So when I called AHS back, they said that because I didn't use the plumber that they guys sent me that never contacted me, that I didn't have a claim. Unfortunately it happened twice that no contractor showed up: once with the air-conditioning and once with plumbing.
We apologize for the inconvenience and appreciate you sharing this information with us Ray. We will use this feedback to improve services! If you speak with a contractor who cannot perform the services needed, you can always contact the warranty company to send out the contractor for the job. If we do not have the right contractor we can give you approval to use an outside contractor which will guarantee your reimbursement or coverage for the repairs.

On January 3rd, I contacted AHS to request service for my LG washer and dryer in addition to my Wolf oven (that only needed a hinge). An appointment was scheduled with All Desert Appliances on January 7th. All Desert identified the parts for all 3 appliances that were needed and the serviceman told us the company would order parts and call for a follow-up appointment. After several weeks of calling All Desert Appliances to find out what happened to the parts, they proceeded to tell me that they were unaware that they needed to order parts for the oven or the washer, but they would make an appointment to repair the dryer (only). Apparently, they had the dryer parts for some time but forgot to call me.
In the meantime, they installed the dryer parts, but my dryer still can't be used because it’s making very loud screeching noises when I turn it on. I have called AHS numerous times to ask for your company to intervene and help me resolve this but after waiting hours on hold, nobody seems to care to help me. I just spoke with Deshawn/AHS who told me the parts for my washer are not in and they don't know when they will arrive. Apparently they were not ordered until January 21st.
On Monday, February 2nd, after waiting on hold for almost one hour, I asked the AHS representative if I could speak with a supervisor and explained the situation to her. She told me a supervisor was not available but I would receive a call back within 24 hours. I never received a call from anyone at AHS. On Tuesday, February 3rd, All Desert Appliances called me to schedule a service appointment on the 4th. I took off work and they never showed up, then called to reschedule for today (Feb 6th). Today, I stayed home from work again and the service person only had parts for the oven and he knew nothing about the washer/dryer repair. I called All Desert Appliances this afternoon and they told me they are no longer handling my washer/dryer servicing because someone cancelled the service. I never canceled service. Did AHS cancel?
I am now on hold with AHS (51 minutes) and Deshawn is telling me that All Desert Appliances is just waiting for parts. AHS is telling me one thing and All Desert Appliance is telling me they are no longer servicing me. Bottom line, AHS has not delivered on their commitment to me and I deserve better! I have two service contracts with your company. Please check them: ** . I have been on hold for 1 hour and 15 minutes waiting for a supervisor and just got disconnected. PLEASE HELP ME.

Our furnace went out yesterday and we immediately submitted a request through AHS. Given that it's February in Michigan (I think our low was 7 degrees last night!), we needed this problem taken care of quickly! You get an email almost immediately with the contractor's information, so after I received my email I pro-actively called him to see about an appt. He told me he would get us on the schedule first thing in the morning.
When I woke up this morning, I checked in with him again and he said he'd be at our house before 10 am. He showed up at 9:15 am and was able to quickly diagnose the problem. He needed a part to fix it, so he left to go find the part and was back in under 30 minutes. Once he returned with the new part, the furnace was fixed in under 5 minutes. Our contractor was very polite and completed his job quickly. The paperwork at the end was a breeze (most of it electronic, which I love) and we were able to make it to our morning plans that I thought for sure we'd have to cancel.

I called the contractor and was told they called my wife's number; expectedly they weren't answered as my wife's at work. I insisted that I called them earlier to tell them to call my number; the receptionist said, "I overheard your conversation with another receptionist; it was not me." One of them wrote that "95lbs of WP will not cause a tank to rapture...." They are tested at 300 psi and rated for 150 psi. I asked AHS for second opinion, but they are saying that they could not find a different technician to come and reassess the problem, so they are sticking to the assessment from their former technician.

I've been a customer for three years now, and this is my first time to seek assistance with a repair. My gas furnace stopped working Friday, January 23. I immediately called in the service request. Despite the freezing temperatures, it was four days before a repairman arrived. He ordered a part. It's now been a week since he visited, and I've heard nothing else. (I'm not very surprised, since he came from a city 125 miles away, which I wouldn't call "local" by any stretch of the imagination).
I called American Home Shield earlier today to request a status update. I was told they would call back. They haven't. It's now 27 degrees outside, and about the same temperature inside the house. Terribly cold. But after eleven agonizing days and nights of no heat at all, I'm about to get accustomed to it. You can learn to live in extreme discomfort if you set your mind to it. There's evidently no hurry or urgency involved in warranty repairs. I never dreamed an essential heating repair could drag on for so long in extremely cold weather. Hopefully it will get resolved soon.

Since I posted a negative review, it's only fair to provide a complete update once the situation is resolved. So, I have a new wall oven now --- a lovely Whirlpool model that works wonderfully. The wall oven was installed three months after AHS first agreed to replace it.
I appreciated that AHS responded on this site --- you gotta respect a company that's trying to protect its brand --- so I decided to take a few days off from the situation and then head back in. A few more e-mail exchanges later and I began to reach conclusions and was able to determine that this is how it works: AHS pretty much decides how much they're going to contribute to the cost of a replacement appliance. They then source one appliance at that price and offer it to you. If you don't want that appliance, you can apply their contribution to the value of the one you want and pay the difference. You also have to find the other appliance and give them the model number. When you use this Upgrade Program, it doesn't cover removal of the old appliance but, to AHS' credit, the rep who contacted me once the new wall oven had been ordered, let me know this well in advance.
Now that's clear, but I had to piece that together from a series of rather unclear and incomplete e-mail communications. Once I summarized this in an e-mail to AHS, they then confirmed that was the process. AHS needs to work on fixing that. I'm not sure if the Appliance Replacement Team has scripted text that they cut and paste, or if they're coming up with the language themselves, but the communication needs addressing.
I also believe that AHS should make a better effort to (1) source appliances that actually fit the cutout dimensions and (2) source more than one appliance. I still believe that it is foolish, and a lack of customer service, to source one appliance model only, and to source one that doesn't fit. At the bare minimum, AHS should source an appliance that fits even if it finds only one model. At least give the customer that. Anything short of that just creates unnecessary annoyance.
Now, there's definitely more than one model that fits, and in my situation that was true. I found three. However, it was only after a series of emails that AHS provided the names of the companies they have wholesale agreements with and I had to search for compatible models myself. One of the three was rejected because AHS then said they had no agreement with Frigidaire. (They earlier said they had an agreement with Sears, and I found the Frigidaire and Whirlpool ovens on sears.com, so I logically assumed it'd be covered. One more thing to clarify, AHS!).
Once I provided brands and model numbers, it took only one business day for AHS to provide the cost assessment and my share of the cost. Top marks there! But I wonder why they couldn't have just done this in the beginning, especially because they know which brands they'll purchase. It comes back to the fact that if the initial communication (1) offered an appliance that fit the space; and (2) explained why I wasn't being offered an appliance that didn't fit --- truly, I still don't know ---- the issue wouldn't have taken three months to resolve. I suggest a sample e-mail:
"AHS is willing to contribute $XXX towards a replacement wall oven. We have sourced a compatible product but cannot find one that will fit your dimensions for the $XXX price. The models we found were X, Y, Z, but they are either too wide or too deep. In order to assure you receive an oven that meet your needs, we offer our Appliance Upgrade Program option. With this program, you are to find a suitable wall oven using our vendors A, B,C. These vendors may provide a discounted price. AHS will apply the $XXX contribution to the cost of the wall oven. That tells me everything and doesn't offer me an oven that doesn't fit without explanation.
So, I'm increasing my rating because AHS gets a star for (1) timely responses; (2) timely followup and clear information after I selected a wall oven; and (3) paying attention to review posted to Consumer Affairs and responding to them in a professional matter. I took away a star for (1) poor communication in those timely responses and (2) initially offering an unacceptable product without explanation, even when explanation was requested.
All in all would I stick with the company? Yes, because those two communication and customer service issues can be easily fixed and I hope they'll do so..

I've had AHS warranty service for about six years now, and they have usually provided good service and repairs are handled properly. Then my wall oven needed replacing and I've been going in circles with them for months. A contractor came out in May, said an electronic component needed replacing and despite my repeated calls for follow-up, I received no movement on the issue for months. The contractor kept insisting they were waiting for AHS to agree to the replacement order and AHS kept insisting they hadn't been contacted.
This went on from May until November and finally an AHS representative agreed to send out another contractor. The second contractor came out and put through an order for the electronic component. AHS decided to replace the oven and offered free replacement but the wall oven they offered was too large for my cutout area. I had 30 days to make a decision. I did some research and found another oven (with a retail price about the same as the one AHS offered). AHS responded by saying that it would cost over $900 if I wanted the wall oven that fits the cutout space. I went back and forth with AHS about how they could offer an oven that doesn't fit the space or the size of the defective oven.
They insisted that my contract doesn't require them to match the cutout size; they're only required to match the features but not dimensions (Section A, Item 4 of contract). The contract does say that but I assumed that it meant that it may not be the exact same size but would at least fit into the actual space created by the home builder for the appliance. The space can accommodate an oven 23-25 inches. It doesn't make sense to say that they will provide a wall oven that is actually too big for the cutout space and cannot be securely installed into the wall. "Not having to provide an oven of the same dimensions" doesn't mean (IMHO) providing one that doesn't fit at all and cannot be safely installed in the space without violating codes.
The oven AHS is offering is three inches too big. It will require a modification to the actual walls of my kitchen and garage to accommodate the extra inches to enlarge the cutout space --- a cost of hundreds of dollars. I've been pushing back on AHS and now they've stopped responding to my e-mails. I am absolutely confused as to why AHS is behaving this way, and interpreting their own contract in such an illogical fashion. This after months of calls to even get this oven repaired and back in a usable condition (it shuts off after one hour of use, making most cooking impossible). I'm now having to review the arbitration process because it seems I may have to go that route. An unfortunate end to what I thought was a decent relationship.

Our furnace quit working on a Saturday in January, in Illinois, where the weather was hovering from around 20 to 40 degrees. Upon contacting American Home Shield, they informed me I would get "expedited service with 24 hours." The contractor they chose never called, and after I called back again, they found a new contractor who finally came out on Monday. We had been without heat for 2 nights. I would also like to note that I was 9 months pregnant at the time, due in 10 days. American Home Shield was informed of this, and informed of what the temperature was. The contractor checked out our furnace, and said they would order a part and would be out the next day to put it in. The next day, after they did not show, I called the contractor almost a dozen times before they picked up, and then was told the part would not be in until Thursday.
When they came out Thursday night about 8:00 pm, we had been without heat for 5 nights. We had bought space heaters to prevent the pipes from freezing. The contractor put in a part, determined that our furnace was fixed, and left. About 24 hours later, we realized the furnace was not fixed. While it was running and putting out some heat, it was not blowing it throughout the house and the thermostat was barely hitting 60. We called American Home Shield again, who again told us the contractor would be out to our house Saturday afternoon. As the day progressed and no one showed up, I called again and again and was told repeatedly that we were "next on the list" and that he would show up. He never did.
At this point, we had been without heat for a week, and the forecast called for a blizzard the next day with temperatures dropping to 0 degrees. I'm 9 months pregnant, and this is a serious health and safety issue. I called a local HVAC contractor, who immediately came out and fixed the furnace. AHS's contractor has never called. In summary, American Home Shield left me without heat in January in Illinois, 9 months pregnant, for 8 days. They are receiving the bill for the contractor to fix my furnace, though I imagine they will not want to pay. We are also considering legal action against them for Breach Of Contract and Negligence of Health and Safety.

I continually get lip service from AHS, I am sick of being told one thing and then doing another. They do business with unreputable businesses, and when the contractor can't get there for 2-3 days they think that is ok. When I contact them to see about doing business with reputable companies they have nothing to say. I have used them twice in the last 6 months, the first time I had to hire my own contractor (reputable) to respond to a sewage issue that was spilling out into the home. According to AHS a response time of 48 hours was acceptable, they told me their contractor could not respond before that. I contacted a reputable contractor and he responded within hours. I am running into the same thing time after time. I had to pay out of pocket because they continue to do business with unreputable companies.
Tate we will forward your concerns regarding service providers in your area to our contractor relations so that we can improve and re-evaluate those list. Sorry for any delay!

For the past 9 years, I have had both of my primary home and rental property under AHS. I had the same coverage for all my appliances. I had called in a service request for my primary residence in September last year (2014). When call in Feb 2015 to have my washer serviced, I noticed that it was not covered. I called AHS and was informed that during my renewal one week after the service call in September, the washer was removed. I asked why did they not inform me that the washer was removed yet the dryer remained on my coverage. I have had my washer and dryer on my coverage for the past 6 years, each year they renewed with a change. I assumed that would be the case this year.
Sadly to say I have to wait until my renewal to add my washer. I am seriously thinking about dropping AHS and getting a service who will notify me of a change in my coverage. Drop the washer yet leave the dryer. They had been excellent thus far but not. I don't know what else they will randomly drop.

I have had a home warranty with AHS since August of 2007. I also have on many occasions purchased for my clients AHS warranties and recommended to other clients the same. Since that time, I have had multiple repairs on my main heat pump system to keep it running. I bought the warranty since at some time I knew it would fail just as I would buy a car warranty. Most of the time repair responses were within 48 hours and most were service personnel within an hour from my house.
Most recently I called on a Saturday morning and made a service request in hopes I would have service by Monday. I received an email and was told the company name and email. On Sunday morning I emailed the service company to inquire directly as to their schedule. They responded within an hour and said Thursday and that they were located some two hours from my home.
I called AHS and made it quite clear that I was not satisfied with the response time or the location of the service personnel. I told the representative the schedule and they said they would have to verify that information with the service company. I stayed on the line but the representative said they could not get the company on the phone and I assured them that they did respond to an email. After expressing my dissatisfaction I requested to speak to a supervisor and was told I would get a call within 24 business hours or maybe Monday afternoon. I was told if the service was an emergency I should have not used their automated system to request service but speak to a representative.
To say the least I am quite disappointed and was told by the last service personnel that AHS would not replace the system but patch it or maybe give us some system that was barely adequate at best.
Thank you Bruce for bringing this to our attention. We apologize for the delay and will work to improve response times! I show a new contractor was assigned and hope they were able to take care of your service needs. If you still need assistance let us know.

After paying monthly fees for several months and a $60 service fee for each of several visits to repair my garbage disposal, I had to yell at American Home Shield (AHS) to replace it. AHS finally replaced it, but with a subpar disposal. They lied about the warranty period of that new disposal. So, I never got that new disposal repaired because I thought the warranty had expired (it actually had not expired). On top of that, one of the repair guys said they never fix disposals, they just replace them. So, why was I charged $60 for each of several visits for temporary repairs, when they should have replaced it in the first place?
Save your money and find a reputable repair guy that you don't pay monthly fees to on top of his normal service fee. Hell, you could even use one of AHS's contractors. You may pay a little more in service fees, but you will save money in the long run because you are not paying AHS a monthly fee when your appliances are working fine. Plus, AHS has now raised their service fee to $75.

They know it cannot be fixed and I'm sure they don't want to get us a new one so they turned the blame on us saying it's physical damage!!!!
You can't even argue with them cause that's the "diagnosis of the technician" when in fact he did not even try and fix the problem! Just took pictures and left!!!! What a ridiculous company!!! Such a waste of money! This is the 2nd time we used them and they are no help at all! They come at your house, look at the problem, have you pay the $75 just for looking at it, then turn around telling you they do not cover it! Always.. always they say they don't cover it! So what's the purpose of getting them?! Cancel them and don't even waste your money on this company.

Southwest Appliance Repair has extremely low consumer reviews (1 out of 5) yet American Home Shield still uses them as a contractor. I understand that it's not covered, and I'm sorry for the tech that had to waste his time and gas to get to my house, but paying someone 75.00 to look at something seconds later demand payment doesn't settle well with me, this is more than I make an hour. This isn't the first time this has happened, I feel as if I have been scammed.
And then when requesting that this service fee be removed, not only am I rejected but rudely rejected, saying that either way I'm going to get billed and pretty much I'm SOL so I should just deal with it. My Furnace went out on one of the coldest days of the year so far. I called AHS to get someone out and I got a phone call from a company that said they could not get to me until the next day. When the technician came out he surmised the problem to be a bad thermostat. He replaced it and it ran for about twenty minutes after he left. So, I called back and was told by AHS they would send someone back to check it out again. The same repairmen came back out. Again he checked said that it shut down on a code again. Again he got restarted and left before it had a chance to cycle through and I spent the weekend waiting for someone to come out.
When a different company came out they said it was because the thermostat had been wired incorrectly and again the service provider got it to run again but said that AHS told them to put things back the way it was and they would send the original company back out again. Again he did the same thing and again the same results. I called AHS again and asked to seek a company for myself. This serviceman came in and diagnosed the problem within five minutes. The pressure switch had failed so he troubleshot a little deeper and found that the exhaust was blocked with cement from my chimney. He told me he could tell that my furnace had been replaced fairly recently and because it burns hotter than my previous furnace it should have had a liner installed in the chimney to protect it from damage.
AHS denied that process because they do not cover chimneys according to their customer service rep. The contractors that were hired did not inform me of this and now I have to repair my chimney and install a liner anyway out of my pocket. I thought this was type of thing I was trying to protect myself against. After being with AHS for fifteen years I thought they would be sympathetic towards my situation and at least pay half the cost but they refuse because they say they do not cover the chimney but if the furnace had been installed correctly this situation would probably never had happened.

In June 2014 I decided to try out a different home warranty company because my existing company was increasing my renewal premium by 30%. I went with AHS after reading the great reviews. I have a pool and spa and it was important to me to find a company where I could add coverage for those systems. At the time of my new policy, I had no issues with my pool equipment. However, toward the end of the summer I noticed water dripping from my heater and called for service. Mind you, there were NO PROBLEMS with my heater for the 18 months I owned the home prior to my call. I also had a pool inspection before I bought the home and the inspector checked all of the equipment for problems.
So, AHS sent a contractor out who reported that I had a missing part called a check valve and because the part was missing it caused damage to the heater. The heater would need to be replaced. AHS denied my claim for a new heater by saying the damage was caused by a missing part. I happened to have the installation manual for my heater, which specifically states that the part claimed "missing” was not required for my model. I then noticed that the technician wrote the incorrect model down on my work order. I called AHS to appeal and they said they would send out another contractor for a second opinion.
Ironically (NOT), the second opinion yielded the exact same result. I find it simply outrageous that my equipment was working with no problems, no leaks and with a complete inspection ahead of home purchase, and all of a sudden everyone claims that there is a missing part that caused the heater to fail. All of a sudden, I am stuck with a WORTHLESS home warranty and feel like I have no recourse. I am beyond upset. A new heater will cost me close to $3,000 after installation. I had a pipe that was leaking in my basement, and I called AHS for service. The pipe was located in a small room that also houses my washer and dryer, water heater, and boiler. The pipe and leak were visible, but not accessible due to the position of the water heater. Therefore, the only way to fix the pipe in the plumbers' estimation was to remove the water heater. Unfortunately, AHS states in their contract that they do not cover access issues. However, the only way to fix the pipe was to move the water heater, and I was responsible for the charge to remove and replace it.
I called customer service and spoke to both a representative and a supervisor, and also called their appeals department. They basically quoted the company line that access issues are not covered, and I was stuck paying. They refused to negotiate or give me any satisfaction. The people I spoke with just kept quoting the verbiage from the contract. It is interesting to note that the contract does cover $500 for drilling through concrete. The only other way to get to the pipe would be to drill through the foundation, make a hole, and reach it that way. This made no sense to me since it is generally not a good idea to mess with the foundation of the house.
I have been an AHS customer for over 10 years, and currently have 2 houses insured with them. In the past, their service has been excellent, and I have recommended to many friends and colleagues. Now, however, they are going to lose a long time customer over poor customer service and a $170 charge. This seems very shortsighted to me, but this is apparently their business model. When my contracts run out this year, I will not be renewing.
We appreciate the feedback and apologize for the experience. As a warranty we repair and replace what has failed. We have to refer to the contract coverage for repairs, replacements and access in getting to those items. Thank you for sharing your concerns.

My heat pump stopped working. I contacted AHS and AHS sent out a repair contractor (Harrell Home Services). The repair contractor made a superficial diagnosis that my disconnect box failed and tripped the breaker. The repair contractor stated that the cause of the disconnect box failure "appeared" to be a power surge, although he was not sure. I disagreed with the diagnosis and communicated this to the repair contractor and AHS. Even as uneducated as I am about heat pumps, I told them that the compressor failed, and this is what set the heat pump failure event in motion.
Because an alleged power surge "appeared" to be the cause of the heat pump failure, my claim was denied and my appeal fell on deaf ears. Note that the repair contractor admitted to AHS that he did not actually know why the system failed so he guessed "power surge." Also note that the repair contractor offered to repair the disconnect box for $320, which was not covered under the warranty. He also told me that the repair was not worth it and attempted to sell me a new heat pump system. This repair contractor was clearly unethical in his dealings with me.
Because my claim was denied by AHS, and its repair contractor was attempting to gouge me on the repair price, I took the matter to my regular heat pump maintenance contractor. He repaired the disconnect box for $180, and lo and behold, the heat pump still did not work. The diagnosis was failed compressor. I contacted AHS and complained about its repair contractor's incorrect diagnosis. Because my contractor was not an AHS contractor, AHS sent out another one of its contractors for a second opinion. AHS' second contractor confirmed my contractor's diagnosis and my uneducated diagnosis that the heat pump failure was due to a bad compressor (15 years old), and needed to be replaced.
At this point, a compressor is a big repair for a 15 year old system, and I told AHS that I wanted a buy out of the system, because I have two very young children and I need a reliable heat pump system. How does AHS respond? AHS has been giving me the run around for almost three weeks by paying me lip service on actions that were supposedly being resolved by the AHS authorization department. In reality, the authorization department was doing nothing to move my buy out forward. If coordination needs to be done between AHS and its repair contractors, then that is not my problem, since they are AHS' contractors. I pay an annual fee for coverage, and a bad compressor is clearly an item that is covered.
To reiterate, this process has gone on for three weeks, with no satisfaction. Today a rep sent my buy out claim request to the research department, and told me that this department would actually do something, but I have no idea if that is true because AHS has completely failed to provide any level of service for me. Moreover, its whole goal seems to be to collect a warranty fee while providing no coverage and no service. This has absolutely been a horrible experience, and AHS has been the primary contributor to it.

I have a home built in 1997. The garage is detached from the home and both issues which we had were related to plumbing inside the garage. Both services were REJECTED by AHS and I had to pay a plumber to come out. Their reason? The garage is not part of the main foundation of the house. What? So! Lots of houses have that. If you ever had service performed by them in a detached garage area I'd love to know about it. They don't provide service but they sure do collect my monthly payment. Old Republic is so much better. I paid a bit less with AHS and got what I paid for - inferior product.

Updated on 02/08/2015:
This is a follow-up post to my previous complaint. It has now been three weeks since I requested service for a broken garage door opener. Their "fix" after two weeks was to send out an electrician who said he couldn't do anything. I have demanded the over $500 that I paid for this warranty with the promise that a supervisor would call. That was on Friday. No call as of today, Sunday.
I would like to have a case manager contact you to assist with your garage door opener service work order if that is okay?

We paid $150.00 as per their requirement. Both of them went back by telling us that they needed to order parts and will be back soon. Since then we have been calling several time to know our order status. We've been told that they are going to send email to the vendor to know exactly what's going.. But unfortunately we haven't received any call neither from vendor nor from American Home Shield to let us know what's going. On 28 Jan, 2015 I called them again and wanted to talk to a supervisor. Still no one called. After waiting I called again today and came to know that 28th Jan they sent an email to their corporate department for the research. I called to get my microwave serviced. It took a month from the first call to complete this. The service person did not call and canceled first service time. Then after they serviced and told me it was to be replaced they replaced my Stainless Steel Microwave with a regular black microwave. When I called to tell them it is the wrong microwave they told me stainless steel is considered a color and they are not subject to replace on color. I have stainless steel kitchen in my house and now and off black microwave. With the time and money I spent I could have replaced it myself and came off better. This sucks.
Hi Malonn, thank you for sharing your experience about your microwave service work order. You are correct, the contract doesn't replace by brand or color. My problem started about a month and a half ago when I noticed that I could hear water running near my water heater. I didn't see any leaks but I contacted them, and the company that was supposed to contact me did not. Another one did so I called them out and they came out and said I needed a new water heater. I said great. Meanwhile, I had to turn the water off and then there was a big mix-up with who was supposed to go out because they had reassigned it. And I said, "Look I don't know how this works. Just figure it out."
Meanwhile, nothing is going on. I keep calling them. Absolutely nothing going on. It took them over a week. In the meantime I'm without water. I go back downstairs into the crawlspace, turn the water on, fill up bathtubs. End up having to go to the rec center to take a shower. They came back and they finally got back to me, and they said "We'll go ahead and get it fixed" -- and this is five or six days later and "We'll just send you a check." I said okay and a maximum of $400. The new water heater costs with installation over $1,000, and the $400 would never really put a water heater in that was comparable.
I did get the check for $400 but it took a while, about a week and a half, two weeks. I obviously got it fixed and then I cancelled my policy. My son also had gotten American Home Shield and said that it takes them a while. But his was an air conditioner which is not considered to be as important. But when your house is without water, that's actually considered to be an emergency.

It's now January 27th and now my garage has water damage and mildew and still has standing water. I am told you cover the water heater, but swat wants $820.00 for "upgrades". I just want what's fair. He said he would check with AHS to see if covered and get back to me. I waited about 3 weeks and called AHS back and was told that leak on inside of house from new floor was not covered. I told them the leak was outside of house under the house and wanted it checked from there.
They called another company for a second opinion but when they came out they said they only did houses not mobile homes. Called AHS back and they sent a message to the original company to come out and look at the problem again, I guess not realizing that they had already been there, then I received the following e-mail from them (this was still not resolved by the end of November, so I dropped their service):

I have placed a service request regarding a leaking pipe on the property. The local company called "rite a way" sent out a technician shortly after and I got a phone call from AHS the same morning said that my permission is needed for a $275 for "modification" which I gave right away. Then it became quiet for a few days. I had to call the local company again to follow up. I asked to speak with the technician who diagnosed the problem. Wanted to have some detailed information about what to expect since I was not living in the house myself. No matter how many time I called, the technician didn't contact me.
I wanted to get things done ASAP, so I called the local company again and even give my credit card information for the $275 just to expedite the process. I was told that the leaking pipe will be fixed in 3 days on a Tuesday. Gotten a message from my tenant on Monday night when I was trying to find out about the process again saying that they are waiting for the insurance company to approve for breaking the wall! How was this not mentioned at all at the very beginning? I know the technician didn't come to the house again during this time! I don't understand his thinking process at all!
So I called AHS, trying to explain to them about my problem, I was told that there was no request for breaking the wall was submitted to them by an employee named Jose ** who refused to give me his full last name and talked to me in a very rude way over the phone, interrupting me many time just to tell me he cannot do anything at all about it until he hear from the local company. He told me that he does have a supervisor around but cannot talk to me according to the procedure until he writes to him/her when I asked to talk to his supervisor... This experience with AHS is extremely frustrating and the individual employee was very unprofessional. I have decide to change to a different home warranty company once I can get a hold of someone.
I did read through your review and noticed that you have been experiencing some issues with a leaking pipe. I also saw that you posted you have not talked to or used AHS in a while. I will be contacting you soon to follow up.

My husband and I have had a few issues with American Home Shield (AHS) including but not limited to AHS not considering an HVAC unit going out during the middle of 100 degree (+) weather in Texas - an emergency. The final matter that left us dismayed was when our range caught on fire after 9 PM on November 18, 2014. The San Antonio Fire Department (SAFD) was called and determined the cause to be an electrical surge in the unit. They removed the appliance from our home to our back porch for our safety. We were informed that we needed to have a certified electrician check our outlet since the appliance fire tripped our breaker.
We contacted AHS on 11/19. Bobby from South Texas Appliance Repair (STAR) was dispatched to our house on 11/21. Both STAR and my husband took photos of the damage to the range while it was being inspected on our back porch. Damage was located on the main electrical panel, the burner control panel and my husband even needed to point out that the main power cord had damage at the attachment to the unit. At that time, Bobby told us he was going to recommend to AHS that the unit be replaced.
I received a call from my husband on 11/22 that AHS was not going to replace the unit, but replace the parts that caught on fire which included over 8 parts. I immediately called AHS back and asked to talk to a manager, which never happened. I was kept on the line with the phone agent. I explained that I was told on my back porch that our service technician was going to recommend a replacement for our range. Since it was Saturday, STAR was not open and I could not talk to the technician until the next business day. I also explained to the AHS service agent that I was still waiting on the report from SAFD. There was a discrepancy between what I was told and what AHS said STAR told them regarding my range.
At this time, I was told either they could order the parts for my appliance or I could take a buy-out. I said that I did not want parts ordered for my appliance and I didn’t want to discuss a buyout until I could confirm with STAR what I had been told and what they told AHS. I told them that I felt I was being lied to either by STAR or by AHS. I was never given to a manager and was told I would receive a follow-up call from AHS on 11/24. This never happened.
I had to contact SAFD and STAR from out of town during the Thanksgiving break which took a significant amount of time. I spoke to Bobby at STAR twice on 11/25. We discussed his findings, he told me he sent the pictures to AHS and recommended a replacement of our appliance. I told him that AHS said STAR told them to only replace parts. He said he would call AHS for me again and try to talk to them. He called me back and said he was surprised when AHS said they wouldn’t replace the range. He also said AHS told him that I refused a buyout. I explained I did not want to consider a buyout until I found out what report was given to AHS. A buyout was not going to cover the actual amount of the oven and if STAR was recommending a replacement, I didn’t understand why they weren’t replacing the appliance. He said he would call them again on my behalf.
I didn’t receive any follow-up calls until the week of December 11th when I was told my parts had arrived for my range. I spoke to Vanessa from STAR on 12/11 and was again told that STAR had recommended the appliance be replaced; however, they would not put this in writing. I spoke to STAR Manager, Brenda, on 12/12. At that time, I was told that, yes, STAR recommended to AHS that our stove be replaced yet there were parts that could be replaced. I asked Brenda if she were the customer who experienced a stove fire such as ours if she would want the stove repaired and put back in her home. She said she wouldn’t, but that it was up to AHS.
She then went on to say that the fire could have been our fault since grease accumulates on the back of stoves causing fires. She stated this not having seen our stove first hand. She told me she was going to contact AHS to again state that STAR thought the appliance should be replaced and call us back in 45 minutes. She also said that in the meantime, I should call AHS to inquire about the buyout policy. I never, to this day, received a return call from STAR.
I spoke to AHS on 12/12 reiterating our situation to the current agent on the phone. I recorded our conversation for my records. I inquired about the buyout policy. I was told that there is a separate department that handles the buyout offers. She explained that the policy for the buyouts is the value of the parts to be replaced plus the cost of the labor to fix the appliance. I was told that I would be called within 48 hours with an offer.
I have never received a buyout offer call from AHS. I faxed the AHS research department on 12/26 with a detailed listing of everything that happened with photos of my range and a copy of the SAFD report with my complaints. At that point, it had been 38 days since my range fire. My range was still on my back porch. I did not receive any calls from AHS until 1/19/2015 when a random AHS agent called to renew our policy. I started to discuss our issue with AHS and that I definitely wouldn’t be renewing if my latest issue wasn’t resolved. When I got to the part about not hearing back from AHS about our buyout offer, she let it slip that a buyout could not be offered since they already ordered the parts for my range. When I started to say that I had told them to not order the parts, she hung up on me.
I have not heard back from AHS since, except for calls to renew our policy in February, and my stove is still sitting on my back porch 69 days later. My stove was never fixed and I never received a buyout offer. An electrician was never sent out to check out my outlet - I had that, my breaker box and my stove checked by an independent licensed electrician who determined the fire to be caused by an electrical arc in the appliance. He suggested that the appliance be replaced to avoid an additional fire. I don’t feel my contract was properly honored. I am thoroughly disappointed with the entire process of this situation and on top of it all, I had to go out and buy a new stove. I am someone with food allergies and sensitivities and this created an extreme hardship for my husband and me. The whole experience has been surreal.
Karin I would be more than happy to have someone from our resolution team look into this matter. A representative will call you to discuss a solution. Thank you bringing this to our attention.

I have had American Home Shield since purchasing my home in March of 2011. Since that time I have filed 5 separate claims on my policy and have only been satisfied on one occasion, the first one. The first time I used their service, my pool pump motor failed and when I called to file the claim they had a technician out the following morning to address the issue. The technician noted that a part of the motor had burned out and replaced the motor for my then service fee deductible of $60.00.
Several months later I had an issue with the timer on my hot water heater which had failed and called for a service technician to come out and make the repair. The technician with US HEATING AND AIR came to my home, diagnosed the problem as a faulty timer, informed my wife that the timer itself was not covered, and then bypassed the timer and left exposed live electrical wires hanging out of the box well within reach of my wife and two children.
When I called and complained to both American Home Shield and US HEATING AND AIR, they were both apologetic and informed me that not only would they send someone out to make the repair first thing the following morning, but would send a manager so that the issue could be addressed. TWO DAYS LATER the SAME TECHNICIAN came to my home and was so incompetent that he had my wife call me at work so that I could explain to him what the problem was with live electrical wires hanging out of the timer box in which someone could come into contact with them and be electrocuted. After I explained that the wires needed to be secured, he then shoved them back into the box and left my home. I then contacted American Home Shield once again to complain about the level of service and was guaranteed that US HEATING AND AIR would be removed from my list of contractors and would not be sent again.
Several months later, my air conditioner had issues cooling my home so I filed a claim to have it checked. AFTER 3 SUMMER - 90 DEGREE - PLUS DAYS of not hearing from either American Home Shield or a contractor, I contacted them back and was informed that because I did not wish to have US HEATING AND AIR come to my home because they had left a safety issue, then there was no telling when another contractor could be identified in my area to be sent out. If I wished to have US HEATING AND AIR come back to my home then they would put me on the waiting list for service. Having no choice, I opted to have them come out for service and after an additional 3 days of not hearing from anyone, I decided to take a look at the problem and was able to make the repair myself for less than the price of the service call.
Months later we noticed that our hot water heater tank began leaking in our garage so we contacted American Home Shield for service. The plumber that was sent out was very polite and courteous, and even came in a very timely manner. The problem was when he informed me that because my hot water tank had to be replaced, American Home Shield would only cover the cost of the hot water heater itself and would not cover the cost of the $500.00 +/- labor cost that would need to be paid, and on top of that, it could take up to 21 days (and does in most cases) for American Home Shield to approve the replacement. I then opted to pay 225.00 for a hot water tank that was even better than the replacement was to be and installed it myself to keep from paying the additional cost.
Finally, our last service was once again for an air conditioner issue (the first time was an electrical disconnect that had burned out, this one was for the unit itself not cooling the house). When we contacted American Home Shield, it once again took the normal 3 days for someone to come out for service and when the technician arrived he informed me that our unit was low on Freon due to the "valves being loose". He then tightened the valves (still not sure how valves loosen on their own) and applied 2 pounds of Freon to our AC unit. I was then informed that American Home Shield does not cover the entire cost of the Freon if it is needed and that they would only pay up to $10.00 per pound when the actual cost is $120.00 per pound, so I ended up paying not only the service call fee of $75.00 (because it went up from $60.00 after our first year) but I also had to pay $220.00 for Freon.
After I paid the technician he went around the house to put in the Freon and a few minutes later I stepped around the house to see how it was going. When I walked around the corner I seen his Freon bottle was laying in the grass next to the AC unit and he was putting away his tools. The Freon tank did not have any hoses or anything attached to it, but Freon was blowing into the atmosphere from the tank. In case you don't know, Freon is a hazardous gas that has to be contained and it is against FEDERAL LAW (under the EPA) to release it uncontrolled into the atmosphere. When I questioned the technician about the practice, he stated that it was only gas and he was relieving the pressure on the bottle and it didn't matter. That is the LAST time I contact American Home Shield for service and I am currently trying to identify an alternative home warranty company for my home.
Steven, I would be more than happy to forward this complaint. Would you mind confirming the covered property address you are referring to? I do not show any service requests sent to US Heating & Air under the address provided. We have a few requests with Air Zone Heating but none that required attention to any out of pocket costs for refrigerant and we do not show the number of claims you are speaking of. We will use this feedback to improve our services once we confirm the information. Thank you for bringing this to our attention.

We had a wonderful experience top to bottom. The service technician contacted us right away, was timely and fixed the problem as well as gave us great advice on how to keep our pipes unclogged until we could afford to replace them.
Our current claims, not successful at all! Our water heater pilot went out on New Year's Eve, called AHS and they assigned the contract to Drain Co. in Whittier, CA. The company never called to schedule an appointment. We called AHS back and they re-assigned the contract. The next vendor came out, lit the pilot and left, he didn't check anything! Shocking when the pilot went out AGAIN! So once again we called AHS and they again re-assigned. The next contractor said he didn't see anything wrong, but didn't check anything; he did stay longer than the first.
So here we are 3 weeks later and AGAIN the pilot is not staying lit and AGAIN AHS is sending a plumber with horrible ratings. I have talked to 3 plumbers and they have all told me it sounds like an easy fix (thermocouple), so why is AHS using plumbers that don't want to work? This service in LA is looking to be a very bad decision. For the record, all the reps at AHS have been nice, but I don't need nice, I need HOT WATER!

There was a plumbing problem in the bathroom tub. My husband submitted a claim online, and he was satisfied and pleased with his interactions with the contractor. The contractor was efficient, knew what he was doing, and solved the problem. He made a second trip because he didn't have all the supplies needed, but I believe the plumbing problem is now fixed. We are grateful that we have American Home Shield. The experiences have been great. I appreciate the professionalism and actively responding to our needs.

It has been a positive experience with American Home Shield with one exception. Something was wrong with my light fixture and it was apparently not covered. I had to pay the fee. They didn't do anything and the problem wasn’t resolved. That wasn’t pleasant but other than that, it has been a pretty good experience.

Submitting a claim for my air conditioner was smooth. I did it over the automatic procedure. Somebody called me back within a couple of hours. Their representatives were good and professional. The workman that came out did a good job and explained everything that he had to do -- the best that we had come out in a long time. The air conditioner's working good. I haven't had to use it in a couple of weeks now since it's been really cold here, but before we turned it off, it was working really, really good. We've had American Home Shield for less than a year and we've used the company three or four times already. It's wonderful to have.

We filed a claim for our dishwasher about eight months ago. We used a computer and just put it in, and usually within an hour, we get a call back from American Home Shield telling us who is being selected to do the job. The contractors showed up in a timely manner. They said they'd get here a certain time and that's when they got here. The job was always completed. One time, they had to order a part and that only took a day or so to get here. It has been really good. We're still having problems after the repair though. It has always worked before and it just seems to be something with the washer itself that it's kind of a repeat. It works for a length of time and then it repeats going out. But having American Home Shield is a great experience overall. They've always gotten a hold of us right away and come on right away, so we're satisfied with that.

Had flood from hot water heater yesterday. Called AHS to tell of emergency, and the "robot" said "I can't find your account from your phone number, try again". No way to talk directly to a REAL person. Called 3x today and each time was told that Hartman Plumbing out of Salado, TX would call me back. I reiterated that this was an emergency, no water in house as had to cut off at street to control flooding from water heater. 1st call, the Brandy was rude and thought it was in the basement... I had told her it was in the garage and the house had 1 inch or better water in it.
2nd call was better and Ashley said she would call the Hartmann Plumbing again. If they do not give a certification, then AHS would look into calling another company (Salado, TX is 45 miles from here.). Why can't they call a local affiliated company. Then I was told there would be a $75 service charge... What did I pay the premium to cover the costs of service and replacement??? Will certainly be looking into other insurance for my home, since AHS cannot deliver 24/7 service that is covered by the premium.
As of now 8 hours since I first called, no company has called nor come to help. It is a good thing that this is not a life and death situation and simply no water to drink, bath, wash dishes, wash clothes for 24 hours. So much for the "shielding"/covering and taking care of the homeowner. In the meantime, I have discussed this with neighbors and friends who all say that AHS is a ripoff and scam. They will post this on their Facebook accounts.
We apologize for the experience and for any delay in service Mary! The service has been issued to a contractor and we will be glad to have a resolution specialist follow up to ensure there are no further delays. The service representative's supervisor will be contacted regarding your complaint on their professionalism.

Our interactions with the American Home Shield representatives are always topnotch whenever we call. The contractors are right dead on. I've only had one really bad experience and that's been a few years ago. I had a broken spring in our garage door. It was repaired and working right now. American Home Shield is right on top of things. I recommend them all the time.

This Home Warranty was purchased by my real estate agent when we bought our house. I added extra coverage for washer/dryer (I added myself). They could not correctly process the payment from my agent and my payment for extra coverage. Almost 8 months into my contact they billed me again for the washer/dryer coverage. Their billing department and customer service department is the worst ever - period. Lots of phone calls and no follow up ever.
The next is the contractor list - Terrible. Out of maybe 10 service calls, only one plumber was good at fixing our problem. Some of them kept delaying and never even showed up when my heater broke in the middle of the coldest winter in Michigan since the 1900s. One of the plumbers charged us twice when he did not even complete the work he promised to complete. The company was supposed to follow up and refund my money. After multiple phone calls and no follow up for months, they said they will mail me a check for overpayment (I have no faith that this check will show up, expecting to call again).
Is home warranty worth it? Yes, if you have a major plumbing issue like I did and a good plumber did the work. (However, the chances of getting a good repairman or contractor are very slim with American Home Shield.) Is American Home Shield the home warranty you want to go with? No, actually I would give them a rating less than one if possible. Worst Service and Experience with any company in my life. They are a scam and fraud. They constantly look for ways to not fix your home issues and bill you incorrectly to get money from you.
We apologize for the billing issue! I do show where a representative has previously spoken with you and contacted our accounting department to resolve this matter. This is not the norm and we are working on improvements for customer service!

We've been pleased with American Home Shield so far. Our experience with them has been good. So far what I like is that when we contact them for a problem, we get a quick response from somebody. We've had good luck with most of the people that they've sent out to do repair work. Usually the people call us within an hour or two of placing the request and then arrange to come out and take care of the problem quickly.

The plumbing company came out, looked at the pump and said that they needed to be replaced and it wasn't working properly. They replaced my pump or whatever it is that circulates the hot water in my house. It took them a couple of weeks to get out here to get it replaced, but they told me that they had to order the part. It was no big deal. The contractor was very good and very cordial. They did a good job. The pump has been working fine with no problems whatsoever. It's doing what it's supposed to be doing; circulating the hot water throughout my house.
I've had AHS for about seven months right now and this is the second time I've had something done when I first got it. I was in the house for about a month and something went out of my air conditioning. I called them and they sent the air conditioning man out. So far, they're doing a great job for me. I'm very satisfied. I'd recommend them.

I filed a claim for our heater. It would come on but it wouldn't go off so they had to replace the circuit board. The contractor who came was a very nice man. It was kind of working when he was there, but he waited long enough and turned it on and off and worked with it until it started doing it. I'm glad he did because he could have just left and say "I don't see anything wrong." Now the heater is doing fine.
I've had another home warranty before in the past, and I've come back to American Home Shield just because it's easy to file a claim. I recommended it to a lot of people who signed up with them. I have American Home Shield for the main reason that I don't know which contractors to trust if something were to breakdown. It's easy just to pick up the phone with confidence and knowing that whoever they send out, it's gonna get fixed.

After 3 years, I have left AHS. Twice, when the repair company couldn't fix the appliance (dishwasher and dryer), I had to escalate the problem to the executive office to get any action. You can place a service call with very little wait but be prepared for LONG hold times to follow up on a service call. They really don't staff enough people in their call center and certainly don't train them well in providing good customer service. The last straw was when they increased my deductible (without telling me) from $60 to $75 in 2014 and then sent a contract for 2015 and raised the monthly charge by 30%!!!!!!! I called customer service to cancel. Was told someone would get in touch with me.
Next month, there was the charge on my credit card. Called customer service back. Even though the prompts said, "Press x for cancellation," the agent said, "You need to call another department," and HUNG UP ON ME!!!! They are happy to take your money every month, but be aware, if the serviceman can't fix your unit, you are in for a journey of hassles and frustration trying to get them to replace the unit. One of the worst companies I have ever had the displeasure of doing business with.
Thank you for sharing your experience Rich! We will use this to improve services! Sorry for the inconvenience!

I filed a claim recently because the faucet in the bathtub started leaking real bad. I just called in a service order to make sure my plumbing was covered and they said it was so I had a work order for it. I got a follow-up call from a customer service rep. It was a nice lady that gave me the name and information of the contractor that would be contacting me to set up the appointment. She emailed it to me so I had immediate confirmation. The contractor called within a short period of time, scheduled and everything went well. He came out but didn't have the correct parts with him so he left, rescheduled the appointment and came back with the right parts, did the repair and everything's been fine. They've always been satisfactory for me. They always handle the claims very well and I haven't had any problems.

We had stoppage at our house and they sent company out there and the tech said we had no clean out. He lied about it and said the piping was over 150 feet which is not true. They still want to charge us the 75.00 fee for nothing being done. I called Mr. Rooter in Middletown, OH. They came out, were very professional and cleaned out the drain. We ended up paying $408.18. So I believe AHS owes us $333.18 at the least. Their customer service person Scott was rude, would not give me manager when I asked for one and refused to listen to anything I said. So I am looking for a new company to handle our warranty needs.
Mary thank you for sharing this feedback. We would like to make things right! I will send this information to have a specialist follow up with your service request issue!

The last gentleman from A&E Plumbing, Jason, was extremely awesome. He came in December 2nd because there was a leak on the toilet. It was a really quick fix and he was kind. He just had to bend the pump and it stopped leaking. But then, recently, the tenant called me and it was leaking again. So we went back and Jason again showed up. He replaced the part. He's just fabulous, very respectful and polite. He always tells you what he's doing and he explained the procedure. I have nothing but positive things to say about him.
The few times that we had to use AHS, they've been very good. I like that the same company comes for plumbing, so you get a little bit of a relationship going on with the plumber. That way, it's not a bunch of different people coming each time. I've been very pleased with the service provided.
