We had issues with our furnace. It was about 20 below outside. So AHS scheduled the techs to come and we had to wait a couple of days. The first guy did what he could to troubleshoot it, but unfortunately, it didn’t get fixed. After he left, the furnace exhibited the same symptoms of not turning on and heating properly. So then we called, they rescheduled, and they came back out.

The second guy that helped out did a fantastic job. He diagnosed the problem right away, ordered the correct parts, got the furnace working at least until the parts could come, and then he came back and installed the parts for the third visit. We haven’t had any problems since then.

It’s been worth the investment having the warranty and I’ve appreciated it. Even though we’ve had some hiccups along the way, they’ve come through in the end to replace or repair the appliances that we’ve had.

Overall, it’s been a satisfactory result. Once the work is done, it’s good. In some cases, we’ve had to wait a significant amount of time in the back and forth between the warranty and the contractors that actually come out and do the work or do the diagnostic. I know there are things that are outside the control of the warranty as well as far as dealing with a third party contractor out there. But in some cases, I feel that that could have been expedited a little bit more.

The price point is decent in terms of getting someone out here with a $100 co-pay and the cost of the warranty itself. Also, the website is intuitive. I’ve used the online portal and I’ve called directly. Either way, I’ve gotten ahold of someone fairly promptly.

I would not recommend American Home Shield. My time is valuable, and being able to run my household is valuable. They sent out a repairman to fix our dishwasher. The top shelf had a broken bracket and was hanging down, and he fixed it.

We also asked him to look at a warning light on the top of our stove that said “cooktop hot” when it wasn’t hot. He pulled out the stove to take a look, and he did something, but a spark came out of the outlet that blew the fuses and they would not reset. He said it’s a serious electrical problem and was the work of an electrician.

When we got back to AHS, they charged me another fee to have an electrician come out, although they reimbursed that. Then we went through three weeks of waiting for an electrician. I cook every day, so this was a huge inconvenience. I even suggested looking for a contractor myself, but they were lukewarm about that.

I had to be extremely hostile to get from the help desk – where the people are reading scripted replies – to eventually get to that level where somebody could actually work on my case. Eventually, they found All Spark Electric, and the contractor was excellent. They called me, came the same day and got the thing fixed. We purchased the flipped house three years ago and the outlet had not been redone correctly.

It was a $550 bill, which American Home Shield covered. But how much is my time worth is what it boils down to. Three weeks without a stove is a real burden on a household.

I thought it was a valve that was gonna blow that was making a noise in the bathroom. S.W.A.T. came out and they checked it, and they said, "No. It's actually something that was leaking in the back of the toilet that was making that noise.” But it was actually a leak. I thought it was something else.

I submitted the claim online. I like using the website because it is so user-friendly. I get on to the website, click in my information. And it takes nothing to file a claim. I did all that in a matter of a couple of minutes. Very easy things to click on, what you need to repair, and the description.

The contractors I’ve gotten have been excellent, including S.W.A.T. Plumbing. If you're gonna get a home warranty company, American Home Shield is the one that you want.

The guys sent out by American Home Shield are replacing my water heater right now. It started to leak around the top where it was getting calcium deposits on the outside, and it was taking about 20 minutes to get water out of it.

What was weird about it was that American Home Shield initially canceled the scheduled date because they wanted to order the part themselves rather than letting the plumbing company do it.

I also have to call them again because there’s a hole in the roof. That’s something we wouldn’t have known except when the technician was checking the venting for the water heater to make sure it was vented properly.

With my previous call for a furnace, they had the technician repair it even though the thing is 30 years old and looks like it needs replacing. It’s dying.

But the company they sent for this claim was fantastic.

Other than that, everything is done through an app and it’s hard to get customer service. They really haven’t been very communicative, so I’m still on the fence about keeping them.

American Home Shield usually assigna a contractor when we have a problem. But one time when we had water on the floor of our basement, I asked them if I could pick the contractor. The rep gave me a list, and I picked a company we’ve had before. They were awesome.

We’ve had American Home Shield for 13 years. The people we bought the house from had given us a year’s contract, and we kept it going. They help cover unexpected costs, and having the warranty with them is a peace of mind. I don’t have any complaints with them. Everything’s pretty easy and transparent, and we like the service.

I had an issue with my garbage disposal where it was leaking. The process of scheduling initially was very easy through the app. Someone called me right away from the provider, and American Home Shield helped facilitate that. The tech came out, evaluated it and recognized that it needed to be replaced. They missed a step, so they had to come back, but they came back out within 48 hours and were able to address it. I had a good experience. Everybody was very nice and professional.

My deductible is about 125 bucks. Getting a new garbage disposal is maybe 200 bucks. There’s also the cost of installing it. For the cost of buying a brand new one, someone came out, serviced it, replaced it with a brand new one, all within my coverage of the deductible. It wasn’t like they charge my deductibles more than the cost of the service and the appliance itself. I also have the flexibility of picking the coverage plan that fits me. There’s definitely value there.

I’ve had American Home Shield for about four years. Aire Serv of Omaha did come out. The first visit was wrong, they said it was a loose wire. They came back the next week and said everything needed to be replaced. Then American Home Shield told me nothing was covered. We ended up paying $6,250 out of pocket, taking it from our 401(k) and facing an early withdrawal penalty. It’s been a nightmare.

Then, after dealing with people I could barely understand, chickens in the background and all. I got it escalated. The escalation department told me it is covered and they’ll pay me $1,200. Well, If it’s covered, where’s the other $5,000? I even left him a number with a message from an attorney, and he hasn’t called me back. That’s why I’m hoping they can help because I’m not sure what to do next.

It all happened right before Christmas and piled on at once. We live in Idaho, but I know some people in Omaha, so I got them there immediately to give my renters heat and had to pay them, there was no other option. Then I had to wait a week for the money to come out of my 401(k). Now we’re broke. It’s crazy.

A power surge burned the wires of my heating system. I called American Home Shield, and they sent someone out from Georgia Heating & Cooling. He found the burned wires were inside a metal box. He told me AHS doesn't cover that and that I would have to use my homeowners' insurance because the whole system would need to be replaced.

This is the only time I’ve had to use the service, but the process went really smoothly. The customer service was good, and they were helpful in guiding me through everything. I’ve already recommended American Home Shield to five different people.

American Home Shield (AHS) contracted LA Appliance Service Corp. to repair my washer, and due to their negligence and incompetence, I have now been without a working washer for over a month with no resolution in sight. Timeline of Events: January 5, 2025: AHS assigned my work order to LA Appliance Service Corp. One week later: A technician inspected the washer, stated multiple parts needed replacement, and claimed they would order them the next business day. Two weeks later: No updates. I called AHS multiple times, and they repeatedly told me the issue was "escalated," but nothing changed. Three weeks later: I was contacted by LA Appliance, only to be asked for my washer’s make and model—proving they never even ordered the parts.

After another two weeks: A repair appointment was scheduled. I took time off work, but they canceled on the same day due to a "technician emergency." A week later: A new appointment was scheduled. Again, they failed to show up. When I called, they said they couldn’t even contact their own technician. February 11, 2025: I spoke with AHS, who told me LA Appliance would be coming today. However, LA Appliance then called me directly and said they were actually coming next week.

AHS Failed to Take Action: Despite my multiple calls, AHS refused to assign another service provider, even after acknowledging LA Appliance was unresponsive. I requested a cash payout for my washer so I could replace it myself, but AHS denied my request. I have already paid a monthly premium and a $125 service fee to AHS, yet I have received nothing but delays and excuses. Upon further research, I found at least 20 other people in my town alone who had the exact same issue—AHS contracted LA Appliance, and they never fixed the appliance.

AHS Is Failing to Uphold Their Contract. American Home Shield has failed to fulfill their obligations under our agreement. They continue to contract with a service provider that they know is not doing their job and refuse to take accountability. At this point, I have canceled my policy with AHS due to their lack of service and deceptive practices. This is a scam, and they are knowingly taking customers’ money without providing the services promised.

You need some protection, but if you could find something better, get it. I'm shopping for a better insurance because I'm not pleased with American Home Shield. I like having some protection, knowing that if my oven goes out, I can get another and not have to pay for it. But over the years, the service has gone down. It started mostly with plumbing. AHS would give me an appointment that was two weeks away. But my toilet didn't work today. Also, I don't like paying $100 initially when I call for the service when I'm paying $100 a month. I pay $1,200 a year for the insurance.

We had an outlet that wouldn't come on. The light switches in our living and family rooms wouldn't come on. I called AHS and said that I would like to make a claim, said what it was, and they would outsource it to their vendor. They would call me and make an appointment. However, I'm not pleased with the service. The vendor did the one in the living room, which was fine. But my husband said the family room wasn't finished. When I called the vendor to tell them it wasn't finished, I needed to make an appointment for them to come back but I never heard from them again. AHS would call and ask if it was completed or they would always do a follow-up. I assume they knew because I never got a follow-up from them.

The technician came in and assessed that there was a leak coming from the bottom of the toilet. After checking, he determined the wax ring needed to be replaced, so he replaced it and that resolved the issue.

The technicians that AHS sent haven't always been the same. The first time I called about that issue, a plumbing company called F6 was contacted. The technician came out and seemed knowledgeable, but he only did a quick auger check. Then, for some reason, he removed the back of the toilet and contacted American Home Shield, saying it was an industrial or commercial toilet.

It was kind of foreign to me because I had that toilet replaced a couple of years ago by a contractor from a well-known insurance company. But after he left, I was upset because he basically told me he couldn’t fix the toilet or do anything with it since it was a commercial toilet, and then he quoted me $800 to fix it.

He was literally here for maybe 10 minutes. After that, luckily for me, a neighbor of mine actually sells commercial-grade toilets and similar fixtures, that’s what he does. His whole job is selling specifically to contractors. So I told him what happened, and he contacted a couple of friends who are well-known in the community and have 20+ years of experience.

Basically, they said it sounded like the guy didn’t want to do the work and reported it that way because he knew the warranty would be denied. It’s not actually a commercial toilet, which I already knew. It does have what’s called a pressure assist, while it doesn’t have the traditional flap on there, once I take it apart, it works with the pressure assist.

He was definitely a much better person for the job. He basically told me the same thing some other local plumbers had told me that the first guy took whatever I paid, the $125, collected the service fee, and ran.

I’m sure that’s really tough for home warranty companies because it’s hard on both them and the consumer, or in my case, the homeowner. There are companies out there with some shady tactics, thinking they do this or that. But what the young man didn’t realize is that my father was a contractor, and I worked for him until I joined the military. We did everything from electrical work to plumbing to carpentry, including replacing toilets.

While I wasn’t very familiar with some of these newer toilets, I knew it wasn’t an industrial one. I kept telling him, it’s not, but he insisted it was. Some plumbers later told me that when he removed the lid, his whole attitude changed, he probably didn’t know how to work on it. Rather than admit that, he called it industrial or commercial and walked away.

I wasn’t too happy about the first incident, but the fact is that American Home Shield honored the second part of the agreement and sent out a second opinion. I tried to explain initially that the first people handling the order were following the rules, saying that if they come to the same determination, it’ll be $125 more. I told them it’s not, because these guy already did this. But ultimately, we never had to deal with that extra conversation, and I’m glad everything worked out.

I’d like to point out that with home warranties and American Home Shield, one thing that would really help me as a homeowner is having a buyout option when there’s a backup and the wait is going to be too long. Maybe they already offer it, but if so, I wasn’t aware. At the very least, it would be good to have the option to hire my own professional to take care of the issue if the wait is going to be that long in the future.

Our water heater broke, and it took 17 days to get a new water heater, so it was completely inconvenient. Our lives were disturbed by not having any hot water in our house for that period of time, especially over the holidays. We let them know on the 18th of December that we needed to get somebody out there because we didn't have any hot water. And it had flooded, so it was definitely broken.

The following day, AHS had a repair person come out, but they were people from outside our area. They assessed the situation. They ordered parts but the wrong parts were sent in. And I heard that the parts were 100 miles away. They had to figure out how to get them here. Eventually, they were able to fix it. But we had to make alternative plans to take showers and carry on with our lives. We were frustrated that it didn't get handled as quickly as we had hoped for.

We had a claim for the dishwasher when it had an electrical problem. I had them come out, do an inspection and take care of the problem. But we did not get a new dishwasher since it was brand new, anyway.

I had a claim for our garage door opener because it went down recently. I had another door company come out for my door before I realized that same day that my garage door wasn't working. They assessed the problem so I called American Home Shield about it. And even though they've used that company in the past, they said they are dealing with a different company so I can’t use them.

AHS only approved the bare minimum, knowing that, fairly shortly, there's another problem that will be happening with that door. It was a metal spring, and it should have been replaced on both sides. The other company was going to do that. But on my policy, their contractor would only do the broken one, even though the other one was very weak and will probably go soon. Then I would have to pay the service fee, which is $100. But I'm sure that the repair is probably $700.

I had received in the mail the renewal from American Home Shield and I really took time to read through it to see what all was included. I continue to pay the premium every year amounting to more than $1000. It had been years since we had anything go wrong, but we have some expensive appliances in our house so I continue. Although the price goes up every year, luckily we have it for these situations. I'm sure with the amount of work that we would have paid for a new water heater, it probably paid for itself this past year. If my oven or my Sub-Zero goes, it would work out. I’m satisfied with them. If I wasn't satisfied with American Home Shield, I wouldn't renew it every year.

With the oven, there was an error code that had to do with a fan. The first maintenance guy came from Sears Home Services, and he put a new fan blower in it based on the error code on the top. He had put the stove back together, but the door wasn't aligned and there were several screws left. Ultimately, the stove didn't work at all after he finished. He didn't check it, make sure it was working, so he left my wife without a stove on Christmas Eve, which is the worst thing you can do when she's got 40 people coming over to the house for dinner. She ended up going to the neighbors and cooking all the food for the dinner that night, and she was really upset because she didn't have her stove or her oven at this point. Everything wasn't working.

I called American Home Shield back, they called Sears, and they sent a second guy three days later. He came in and said the first guy didn’t know what he was doing. He said he knew what he needed to do, and got back to working, but he said it was a temporary fix, and he needed to order parts. He did what he needed to do, got it working again, but every once in a while, it's still throwing error code and the oven shuts off. So, continuing to turn it back on wasn't exactly the fix I wanted, but at least it got us until he could get the parts. Apparently, something on the plug was different with the other one and that made the circuit board think that there was a problem, and that's why it shut the whole stove down. The second person ordered parts, we haven't heard back, called American Home Shield. They sent a third guy out, but we didn’t have the parts yet. Over the next few days, we received them. And now I'm sitting here, a month and a half later, still waiting for somebody to come and put these parts in. And as of last week, they said they’re still waiting on another part, and that's where my wife told her we’ve already got two parts here.

The big challenge I have is very strong lack of communication. Nobody knew what the other people had done. I had to re-explain everything every time I talked to somebody, no notes on anything. Very poor customer service. I've actually challenged American Home Shield. I said, "I realize this is Sears Home Services. Maybe that meant something at one point in our lives. It usually meant very good repair people. But clearly, that's not what it is today, and I have to hold you accountable for the people you're sending me because I pay you." And they kept telling me to call Sears. I should not be calling Sears. They should be calling and getting the fix for me, and they should be following up with me to ensure I'm satisfied. And if I have to call any more, I'm probably gonna think of either going to another warranty company or just getting rid of it altogether because for what I pay, the return isn't there. I'm paying them every month, and I really don't ask for much very often. In three years, I've only had to repair a couple of things. I'm not without means, so when something breaks, I’ll just have it fixed or replaced, and I'd probably be ahead in this game. But I do this because I travel heavily and I need my wife to have assurance that when she needs something, it's gonna get done, period.

She sent me a text this morning saying they’re coming out tomorrow. But the amount of effort it takes from the customer to get something done is a problem. I might as well just do it myself. At the moment, where I sit today, it's just not worth the money that I pay. Unfortunately, I continue to allow it to auto deduct out of my account. I'm giving them second chances, but I don't think it's worth it.

I had a recent claim with American Home Shield for the spring of the garage door. I open a ticket, vendor comes out, fixes problem, and goes away. Their service was always good and smooth. The contractor replaced the broken spring, and it took less than an hour for him to fix it. Everything's been working fine since the repair.

The only problem I've had was when I lived in Michigan, I just renewed our service. Then, I got relocated so we wound up selling our house and moving. They would not work with me on refunding any of the money I paid because it’s not their problem I sold my house, I guess.

I understand it. But on the other hand, they should have a little compassion for things that are outside of my control. Other than that, that's probably the only complaint I have with them. But from a service standpoint, they've always been good.

In fact, I've always said, I'm going to put the warranty on my next house. They said that I need to start a new contract when I get there. That's the downside of some part of their business model. They don't take into consideration that I’m selling one house, and moving to another house.

My most recent claim with American Home Shield has been challenging. It took three trips for them to repair my oven, and it's still not the way it should be, but they don't care. They don't want to fix that. On the third time, they replaced the igniter, but they still don't care that the temperature is not correct. He said there's always leeway. Well, there was no leeway before and it's a newer oven. And I bake a lot, so I need it precise. A thermometer in the oven is annoying because they fall and they get in the way of what you're baking. So, it should be corrected.

Whenever I talk to American Home Shield, they're very kind, great customer service. But sometimes they get things mixed up a little bit. Lake Area Appliance has come out a lot of times. This last time, I asked American Home Shield not to send them out to me, but I ended up getting them anyway. They were kind but very much in a hurry.

They came out this last time on my refrigerator. The technician was very quick in fixing stuff. Instead of thoroughly checking it out, he was just very quick. And then when the part came in, they told me that they waited till after the holidays to come out. But the part was in on November 18th. They didn't come out and replace it as soon as they should have. I shouldn't have had to wait until January.

When they replaced the seal on my refrigerator, the person who came out asked me if I had any oil, and I handed him the cooking oil and he poured some on the top and put his finger in it and rubbed it on the refrigerator door, and I thought that was not a good thing to do. Because one contaminated all by putting his finger on it. He should not have put his finger inside of the bottle like that to rub the seal. I was not impressed with that at all but I didn't make a fuss about it.

The second thing was my dishwasher was not acting well and he never waited to see what was wrong with it. He didn't pull it out to check the operating board. My dishwasher won't dry out, so he told me I just had to leave it open to dry it out, which was one of the problems I was calling about because it was causing the mildew smell.

And then the clean cycle would not go off. It would stay on even overnight. I had started the dishwasher before he came just so he could see what it did at the cycle because it was holding water. And he did not wait to see about anything. He just blew it off and said it was the plumber's job and he didn't even look at the dishwasher for more than five minutes.

He said I needed a plumber because my sink has some type of condensation that's causing the wood to start to look like there's a leak from somewhere. So I called up AHS and asked for someone else to come out again.

They have sent someone else out and this person has changed the operating board, but he said there's a little bit of steam that comes out on the side of the dishwasher, but he said that wasn't the reason. So, there's no leak under my sink. The first time they came out, they said they didn't see anything wrong with it, the job was complete, everything was working. I called back and said things are doing the same and it wasn't working properly. And then he came out a second time and then he put it in the operating board in. But I am frustrated with it and I said I will leave the dryer open so it can dry out and the moisture stays in over until the next day.

And I am going to call the company that came out one more time and ask about why the cleaning cycle won't go off because they're the experts. It's an inconvenience to have to worry about when the dishwasher is gonna go off and have to open it up. And I wonder if that is what all dishwashers do.

Regarding the clothes washer, it took AHS a while to call me to say they did not have the part. They let the company control when they would come out. They had to come out three times for it. We had to wait till January for them to replace the washer. Other than that, American Home Shield has been great. They charge me $100 every month and I only use them at least once a year which is high but they’re good at customer service and they always get someone out right away.

I've had them for a very long time. In the past, they've been really great about the quality. It has gone down because the people that come out now have to get on the floor and but usually, they short-tail us out, or they don't look professional at all. Most of the time, I'm not pleased with the people that they're sending out.

AHS may need to need to check their contractors out again a little bit more, or give them standards that they have to have coming to your door, or showing you a card instead of just saying out their company. And they may also have a shirt on that has the name on it so that you know. But they call and tell you how many minutes away they are and they're coming your way, so you know its them.

American Home Shield’s service or willingness to help is good. I’ve been with them for so many years, and I have two houses with them. Recently, my washer made some noise and stopped a few times. It only washed up to a certain time and didn’t dry the clothes. Everything went smoothly with the repair. So far, it’s working. But this is the second time this happened and they fixed it before too.

I had an issue when my furnace broke. The technician came and said the burner had to be replaced. It was very cold at that time, and it took some time to get the furnace fixed. I know I have to go through a through a system. When I submit the claim, it has to go through the insurance approval, then the company will come and fix it. But I couldn’t bear the cold. The customer’s suffering is enormous. I had to eventually call a local company and got the furnace fixed outside of American Home Shield. The furnace is $3,000, and the payout I got from American Home Shield was only $850. The labor cost is a different issue. I don't get how a furnace can cost $850 in this current market. I didn’t argue with them because they said I could either take it or leave it. That is my great frustration with American Home Shield.

I advocated for American Home Shield, but recently, with their price increase and the fact that their service has gone down, I am dissatisfied. I started with a low price, and I’m now paying almost $200. I’m planning to change to a different company soon, and it’s because of the cost, not the service.

The heat wasn't working and the temperature in Oklahoma was about to be below freezing.

It's always easy to report a claim to American Home Shield. They always get right on assigning a service provider, so I don't have any issues with any of that. And the deductible was okay, although they've raised it now and I don't understand why. It went from $75 to $125 per service. I looked up online, and I don't see anybody else saying that their service fee went up.

Normally, the provider comes right out. Sometimes, it might take a couple of visits to resolve the issue. Maybe they don't have a part on hand. But All Comfort came back four or five times.

The real main issue for me was, each time they came, there was a sales pitch as to why I needed to buy a new air conditioning system from them. Every time, it was like, "We'll make you a really good deal. What if it was only this much a month? We could replace the whole system for X amount of dollars."

I just opened a claim with American home Shield today. We had a claim not that long ago on our boiler and that went fine. There was a window of time where we thought the service hadn't worked and they were gonna come back out, but ultimately, it worked itself out and it ended up being okay. It was more about the boiler and how the boiler worked and how long it took it to get to running right.

Initially, the boiler started making noises in the middle of the night, and then it stopped maintaining the temperature in the house, so it got cold quickly. We called for the service. We didn't need immediate service because we also had a forced air option. We heated the house that way until they could get it resolved.

In that particular case, submitting the claim was more difficult because I didn't know which option to pick, I had to stop the online sign-in and make a phone call. I had to search for the phone number to set up a call or to open a ticket. wasn't readily available on the web page.

Overall, the claim went really well. The inconvenience of trying to track down a phone number was minor. The work was good. Having American Home Shield provides us peace of mind. We haven't used it as much as some people will, but now we're on our second need. And this will dictate for us if we feel like it's worthwhile going forward. I know that it saved us a lot of money on the boiler experience.

In early 2024, my microwave went out, and I called American Home Shield. The contractors came out very quickly, evaluated the problem, and told me I needed a new microwave. Other than my standard service fee, there were no additional costs, which was fine. Through no fault of American Home Shield, the microwave was on backorder.

As far as I know, even as of November 24th, it was still on backorder. One representative suggested a payout so I could purchase the unit myself, and they would still handle the installation and shipping. We decided it would be better to find the unit on our own.

We went to Lowe’s, which American Home Shield suggested. This wasn’t American Home Shield’s fault, but Lowe’s ordered the wrong product and charged incorrect fees, which were later reimbursed. When the microwave finally arrived, it was still the wrong one. They came out a couple of times, but it didn’t work, so we returned it. My experience with Lowe’s was not good.

They then suggested Home Depot. According to American Home Shield, they don’t have the same relationship with Home Depot as they do with Lowe’s, but so what? Home Depot was very positive about it. The correct microwave was delivered with the proper trim kit and everything else. It’s installed now.

Even though the process took almost a year, the home warranty stayed involved the whole time. I never felt like they were abandoning me. They represented our interests very well.

Our first home with American Home Shield was in 2004, and we had them until we sold that house in 2011. When we bought this house in 2011, we got the same warranty again and have had it ever since. That’s uninterrupted coverage with two homes from 2004 to 2025, so 21 years.

My mother has been with them since 2010 and has never had a problem. You hear horror stories about home warranty companies, but we never had a moment's problem. We’ve had hot water heaters replaced, pool pumps fixed, everything you can think of, and it’s all been handled without problems.

SWAT has been out here before, and they know me by name now. I guess I’ve just been lucky that it’s been the same company. I know the technician. He’s been in my house so many times that I recognize him and say hello. I’m not very outgoing or social, but I’ve never had any problems.

Every vendor they’ve ever sent has been cool. Being handicapped, the technicians have been very considerate. I let them know through the intercom that I need a minute to get to the door, and they wait. It might take a couple of minutes, but they’re patient, and they put on boot covers before coming in.

The initial issue was a leaking toilet. Actually, there were two. One wasn’t flushing correctly, and the other was leaking all night. I reported the claim online to American Home Shield, and they assigned a contractor.

Some contractors choose not to work with American Home Shield, saying payments are delayed or approvals are hard to get. The Diamondback guy came and said I needed a flapper for the toilet and that he’d be back Friday, but he never returned. I called and didn’t get a callback, so I finally went to True Value, bought the matching flapper, and installed it myself. That kind of thing happens a lot.

I let them know every time. It's not unusual. Sometimes I pay out of my own pocket with contractors who have left American Home Shield because they’re frustrated. I’d rather pay myself than deal with some of the subpar work that gets done.

After my husband passed away, I discovered that the heater system they replaced, which I was told was a Carrier, is actually some odd brand. It hasn’t been working well for about five or six years, and now I’m going to have to deal with it.

I called someone to check the heaters for winter maintenance, and they had to send someone from Phoenix. I finally found the heater in the basement and changed the filter myself. When the technician came, I told him I couldn’t find the filter for the other heater. He told me, he found it and changed the filters, but he actually put the old one back in with an inch of dust on it that I had removed. I only discovered that yesterday. So for two months, I thought everything was fine, but it was the old filter that was three years old, and my husband had been too sick to manage it.

He probably thought it was just a spare filter waiting to be used. That kind of thing happens a lot. Right now, I have another call in to the technician who’s supposed to get a part for my ice maker. I called, and I told him I already sent him a message and that I’m waiting for a callback. I want to know when the part is coming in.

American Home Shield is very difficult to deal with. A lot of times, I get bounced around and they say they will escalate this to the escalation department and I never heard back. It feels like it goes into a black hole.

It has been a bad experience with American Home Shield. This started in July 2024 with the refrigerator blinking and they sent somebody out to change a panel. The same issue happened again two weeks later and I had to redo the entire claim again. They sent somebody else out, but it wasn't blinking at the time they came, so they didn't know how to fix it. I took a video of it when it started blinking and sent it to them, but they never responded. So I had a blinking, alarming refrigerator for several weeks.

When I called the company back again, they actually charged me another service fee for the same claim before they sent somebody out. The person ordered and waited for some parts. They tried to fix it, but the refrigerator stopped making ice. So I called them again and they supposedly fixed it. But they must have broken it because the refrigerator stopped cooling.

After sending a different company and several testings, Whirlpool got involved and they were fantastic. But their people were not able to fix the refrigerator despite changing parts. They deemed the refrigerator unfixable and did a replacement. American Home Shield just took too long. They didn't send competent people over to assess what was wrong with it and it ruined my holidays. They took too long to pay out a faulty refrigerator.

Anything can happen, and it’s always good to know someone can help me. I know I can depend on them. I have a rental property in Vegas, and I’m not always there. They have been dependable and responsible to my needs as a homeowner. I would recommend them.

There was an issue with the heater, and the guy fixed the problem and had to come back out. He was really good and helpful because he recognized that he didn’t have the right part. Also, we had other things in the attic that we needed to mitigate. We had rats up there. We had to call in exterminators, and it was a big two- to three-day job. All that time we didn’t have heat because we had to mitigate the rat situation. When the guy came back, it was January 1st, and he finally turned on the heat.

And then the contractor, KN Repair INC, was fine. They came out when they said they were coming out, and they did everything they said they were going to do. And the technician who came out saw what the problem was, and he said that he’s gonna order the electrical components to replace the old ones. And he told me that once the part comes in, he’s gonna come out and replace it. And he did maybe a week or 10 days later, but the dishwasher still didn’t work. So, he said that AHS will have to replace the machine, and he sent the information to AHS.

And almost immediately, AHS sent me an email with options, whether I could order a new machine, and they gave me different types of machines I could order, or they would send me a check. So, I ordered a machine. But when they came and delivered the machine from Whirlpool, the Whirlpool people said they couldn’t install it because the water line wasn’t where it was supposed to be. So, they asked me if I wanted them to leave the machine here, and I told them no, and they brought it back. And then I called American Home Shield, and they said that once they received the information from Whirlpool, they would send me a check.

So, originally, I reached out to American Home Shield because when my husband died, I needed to have a source. Because when something breaks down, I don’t have to think about who I should call or how much it’s gonna cost. I just call AHS, I pay the $100 fee, and then it’s done. They’re expensive, but the service has been fine. It’s simple and no stress. It’s a safeguard, especially when you have an older house.

I had a problem with my heating system and needed a new switch. When it reached a certain point, it would kick the switch off. The repairperson was very professional and went above and beyond on certain things, but it took three visits to get it repaired, which was frustrating.

The technician was very nice and cordial. He wore booties when he came into the house, but it took him a while to figure out what was going on, so I had to call back and he had to make additional trips. I’m a patient person, and he was very nice and a bit younger, so I tried to be patient with him. He even gave me his phone number. By the third visit, I told him my house was 38 degrees inside, and he did fix it. It just took three times.

My husband was in real estate, so he wanted to have the warranty on the house. I don’t have any complaints from my past experience. I’ve recommended the warranty to my son, my daughter, and friends. I’ve had the service for many years and have used it for different things, including the heater and the washing machine, and everything was always taken care of. I feel like I’ve definitely gotten my money’s worth, and I continue to renew it every year.

My most positive experience has actually been the most recent one. In the past, I had some frustrations when things I needed covered weren’t, for whatever reason. Recently, our hot water heater went out, and American Home Shield worked with Triple Crown to get a replacement installed.

I still need to call Triple Crown because the new water heater isn’t as good as the old one, even though the old one was very old. We have a whirlpool bathtub, and with the old heater, we could fill it all the way with plenty of hot water. With this one, it’s only about half full before we’re almost out of hot water. It may just be something they can adjust.

I’ve just been too busy to call and ask about it. That’s really the only thing still pending, the performance of the part they installed. If it turns out that I need a whole new water heater to get back to the level of performance I had before, that may be the end of the deal with American Home Shield.

They told me the previous water heater was a high‑end unit and that the replacement was comparably high‑end. I don’t know enough about water heaters to know if that’s true. Other than that, everything has been fine. When you call, you expect a call center, and it works. At the end of the day, that’s all I care about.

The cost is kind of iffy. With all the premiums I’ve paid, I could have just saved the money. I actually have more in savings than what AHS would cover. I’m keeping the warranty in case something really expensive breaks and it helps with that. That’s the main reason I’m keeping it right now.

I had an issue with my dryer, but it turned out the problem was actually my electrical outlet not the dryer itself. The technician was prepared and thought it might be the dryer, but none of the parts he brought were ever used or left with me. I do feel like I should have been refunded because I paid for a service where no parts were used, but I still got charged.

He came in already with the parts he thought the dryer might need, the most common ones, but that wasn’t the issue. The real problem was that my breaker had gone down due to an electrical shortage, and I didn’t realize it. That’s why I called American Home Shield. The service itself was good. Every time I’ve made a service request, everything has been good. I haven’t had any issues with them. The technicians have always been great.

The washing machine was having issues. We saw water leaking. And so, I submitted a claim through American Home Shield for the first time, and I did it online. And then after that, I got a message on my phone, and then I was able to schedule an appointment with the plumber. And then the plumber came in and suggested that I need to get someone to look at the washer itself, and not the plumbing. And that was communicated through that plumbing agency itself to American Home Shield.

And then I got another person from a different company, CKC Plumbing Heating & Air Conditioning. He saw that the pipe was not enough. So, it was definitely related to plumbing. So, he fixed that loose connection, and then that fixed the problem.

So, everything looks okay right now, but I’m still a little concerned because this happened where the connectivity was loosened. So, I’m not sure if it’s gonna happen again in the future. I plan to do some DIY on that, and we’ll see what needs to be done. But as of now, everything is fine.

So, overall, my experience was okay because the issue ultimately got fixed. The only thing was that it took a little more time than I would have expected. But other than that, I’m fine with it.

This was the second time I've made a request this year, but they were more responsive this time. The first time that they came, they said it was just a part that needed to be cleaned. So, we called again. They came out, and I haven't had recurring issues with the heating since the repair.

I’ve been with American Home Shield for four and a half years, and I’ve had two claims where I’ve had issues, this recent one and one other. This time, I submitted a claim for a stove, and Sears came in to look at the stove twice. The first guy came, and he ordered everything. I got some of the parts that came in. And then the second guy came in, and he looked at it and said he can't repair it because it needs to be cut. So, he said they need to order a new one. And I told him that I got the parts, and that he can just remove one bolt per burner. But he said that he can't do that. And then he left and took the parts with him, which upsets me ‘cause I told him not to take the parts because it wasn't his, 'cause it wasn't paid by them.

So, now, I'm trying to figure out how I can get this fixed. And I'm a little frustrated that I couldn't get it fixed or repaired. And I started it in September, and then it's been four or five months later now, and it’s still not fixed.

And I’m really frustrated with the vendors that were sent out. I've had one really good vendor, but then he didn't come back. The other vendor came back. So, I was very unhappy with them because they don't really try to help. They just showed up. I asked them to let me know when they’re coming because I'm at work, and they told me that they would be here in 20 minutes. But they didn't even tell me that they’re coming.

The reps are always super nice, got back with me within the 24 hours, and had somebody out on Monday. And the two guys were super nice, and I couldn’t pick nicer plumbers who are coming into your house. They figured out the problem. My water heater is old, and so they said that I needed a new one.

American Home Shield covered the water heater, but not the piping that needs to go onto a new water heater. So that could have been better, but better $850 than $1600. So, they ordered the hot water heater, but then Christmas Eve and Christmas Day came. So, I wanted until a week due to the holidays, and they came in, installed it, showed me how to use it, answered all my questions and said that I could call them if I had any problems. They got everything out and made friends with my dogs. So, I liked them.

Overall, my plumbing experience was positive. But, I had an air conditioning and heating experience that was not as positive. Also, they could always be better with their price. Still, I’ve already recommended American Home Shield to people.

I set up the request online because it was leaking, and I had to turn off the knob from the water spout in the back. It only took a couple of days for them to reach out to me. The only issue I really had was trying to get them scheduled on a day that I was home. That took a little bit of back and forth, and I ended up having to call to get it sorted out. Once they actually got to the home, they were awesome. The technician was there on time, he was quick, and he was clean. He did great.

I’ve been a customer with American Home Shield for years, and honestly, they’ve been getting worse and worse. Whenever things go bad, they go really bad, and it’s frustrating dealing with their customer service because it feels like they’re just reading from a script. They repeat your problem back to you and tell you how sorry they are, but then there’s a lot of pushback and bureaucracy before anything actually gets done.

I’ve had them since around 2009, and it’s really only in the last few years that they’ve been like this. I don’t know if there were management or process changes, but it definitely feels different now.

I like the convenience of having American Home Shield, although it takes a little bit longer for a vendor to come and do the service. And they’ve been good except that the price is getting higher and higher every year, and the coverage is less than it used to be. And the service fee is also going up every time. So, I would like the premium to stay the same no matter what.

And because I’m a Realtor, I refer a lot of people to the AHS. Now, I didn’t get any emails stating that they increased the premium. So, when I advised my client, I would tell them the amount that I had on my record. And then when I called AHS and registered my client, I found out that it’s a different price. So, I have to pay the difference. Because if you disclose something, you need to be certain.

But my recent claim experience with them was good. I liked the technician from Darren Aucoins Plumbing a lot. I had two items with issues. One was the bottom sink, a faucet connected to the plumbing was all corroded and rusted. So, he replaced that. And then he replaced the water heater as well because it was an old one to where it started leaking. And we had to light it often because it would discontinue heating the water. So, he ended up recommending replacing it since it’s not gonna last long anyway.

I’ve been a member of AHS for years, and one thing I don't like is that the coverage before was more, and the plan itself was acceptable. Now, with my client and me, I have to struggle to where I have to tell them the problem, and that AHS should shoulder all the expenses, but they’re telling me that there are some items that are not included. So, I have to pay for that from my own pocket.

And I don’t understand it because it’s basically the same system. And then all of a sudden, they’re saying that it’s not covered. So, it’s frustrating me, dealing with them.

And then I called earlier, and I just found out that they increased my premium again for more than $200. Plus, they added $25 for the service fee. So, I’m thinking about probably having to review everything before I have to renew it, if I have to, because there are a lot of companies that are offering the same coverage but a lesser premium.

For the plumbing issue I had, the contractor was terrible. The guy that we dealt with was very unhelpful. I don't want him near my house. The toilet and the bathtub didn’t work. There was another toilet in another room, but it went out. We called the plumber on Monday, and they said they can come out on Thursday. I called American Home Shield back. I wanted somebody different, but they didn’t have anybody different. They weren’t able to do anything about it. I ended up calling somebody else that was very efficient and paid for it out of my pocket. The problem is, because they can’t get an alternative vendor in the area, then I had to go out and get one. My son also has American Home Shield and had the same issues. A guy who came out was unnecessarily rude. Afterwards, they also found another vendor.

Luckily, I have a credit card, so I can buy my own and pay somebody to put it in. But they kept sending me in lieu of cash, but it wasn't working. I called several people. I even left a message to a supervisor, and they couldn't get it to work. I guess you get that in three days, but anything else will take a whole 30 days. The same thing happened again when I had to have my washer replaced, and I was just gone. That was a whole lot of waste of money. My dishwasher wouldn’t drain at all. The technician came out multiple times, so it took a while to fix. I liked the way he analyzed the problem. He tried repairing one part, but it didn’t work the way he wanted and caused a leak. He came back and fixed that. In the end, he did an outstanding job.

Not everything with American Home Shield has been great. I bought my house brand new in 2011 and had American Home Shield from the start. My AC unit kept having issues, and every year they came out and added Freon. Each time, it cost me about $1,400 to $1,500.

After a while, especially during COVID, I got frustrated. They kept telling me I had to pay. I told them I wasn’t paying anymore and that they needed to fix the problem. It didn’t make sense to me that every year they came out and had to add Freon instead of repairing the issue. I told them I was done paying $4,000 while also paying monthly.

I told them I had American Home Shield for my mom and never missed a payment during COVID. They never had to worry about me paying them. And this is how they treated me? I told them I might need to look for someone else. After I said that, American Home Shield sent someone out and replaced my AC unit.

When my contract came up for renewal, though, they raised my rate by $50. My monthly payment went up instead of staying the same, so I ended up paying more after the replacement. But I don’t really know where else to go, and that part did really piss me off. But it’s not going to kill me or my wife to pay the higher amount. It’s just the way they handled it.

They do what they need to do, and sometimes they do better. Even with that situation, I understand the warranty company had to raise rates because during COVID, people weren’t paying. I understand that. I also had to replace my microwave and install it myself because they didn’t have anyone come out. I understand that too.

I got the warranty for my mom. She had cancer, so I got her a policy. The one thing I can say is that they do try to get contractor out. It’s hard for me to compare them to other warranty companies because I’ve only been with American Home Shield.

I did look at Choice, but they want you to pay for the whole year upfront, and I wasn’t willing to do that. I’m not going to pay a year in advance when I don’t know how the service will be, so I didn’t go with Choice. I’ve only used American Home Shield, and that’s all I know.

The plumber from Pronto Plumbing was fine. He introduced himself, checked the garbage disposal, replaced it, and that was it. He did a good job, and I haven’t had any problems since. American Home Shield did well this time, and I had no issues with the plumber.

I called them, and they said that’s the cost for installation and related work. Three years ago, I had a water heater replaced. They paid $100, and I still paid $900 out-of-pocket. They’re not fulfilling the terms of the contract.

The customer service communication is good. They explain things well, and the process is efficient. I also think their rate is good. I just don’t like that if you don’t use the warranty all year, there’s no incentive or refund.

Hello Janelle. Thank you for taking the time to send us in your concerns, and for your kind words regarding the communication from our agents. I'd like to address the pricing concern that you mentioned.

The home warranty agreement is designed to lower the costs that you would normally pay in any situation. With the replacement of the furnace, you had to pay $2400 for modifications and code upgrades, which are not covered by the warranty plan. The contract does list which items are not covered for all home systems, so that it should not be a surprise that there going to be some expenses involved with any major repair. AHS completely covered the cost of the furnace and the labor of the tech to install it. This means that you had a complete furnace replacement for only $2400. Using a commercial vendor without having the benefit of AHS, this same repair could easily cost between $4000 and $10000. In this instance, AHS provided significant savings to you.

The contract agreement is designed to reduce costs. It does not eliminate them completely. Our team always provides transparency into this by listing specifically what is and is not covered in our repair authorizations.

I hope that this helps. Thank you again for being one of our customers.

    Best wishes,

I’ve had some bad experiences with American Home Shield, and even though I tried telling them about it, they didn’t really do anything. Honestly, it feels like there’s some unethical stuff going on; they put things in the contract that they’re able to get by with, and it’s just not going to keep customers.

For one thing, they sent an electrician out who clearly misdiagnosed a problem. After that, they told me I had to hire somebody to rip off the wall so they could look at the wires behind it. I was asked to work with the vendors they provided, and I said okay if they really needed that. The woman I spoke with recommended their electrician to rip off the wall because she said someone else might take out drywall from areas they didn't have to. I said okay, go ahead and do it, and even when he said it wasn’t covered, I told them I would pay for that part myself. But then they told me they weren't even available for a month!

I’m paying for this service, they’re sending people out who find things that aren't covered, and then they ask me to handle it. I said okay, I'll pay for it, but then the tech says he isn't available. I finally just got my own person out there, and he fixed it within an hour—it was just a loose wire. I had to pay $125 out of pocket on top of paying their tech, too. It was just incompetency and bad service from both the vendor and American Home Shield. My guy fixed it, but that is something the vendor they provided should have been able to do. I don’t want to go back and forth with all this.

Another time, they replaced a furnace. They sent someone out who said we would need a modification, but the amount they were charging for that modification was more than what it would have cost if I had just done it myself. I told them to just give me a cash-in-lieu option instead. They gave me about $600 for the whole furnace replacement, including labor and parts. I took it because that was better for me than paying their vendor that modification cost.

Overall, I’m probably paying more than what I’m getting. This kind of service isn't encouraging at all.

My last claim with American Home Shield was for an HVAC service repair, and while it's been resolved and it's working now, the process was a bit of a struggle. My previous repair person had put in a part that was not to standard, and American Home Shield identified that. I was wondering why I was paying all these out-of-pocket costs, and it turned out to be because that part wasn't to code and caused more damage to the system. The part had to be removed, but most of it was soldered.

That leads to my main complaint, I really need American Home Shield to be a little bit more responsive. When they start doing repairs, they need to stop piecemealing my HVAC. If a replacement is needed for the system, then just replace the system. Don't try to keep salvaging and Band-Aiding things and really bleeding money out of me. I'm always paying these additional out-of-pocket fees that aren't covered.

I'm in the mortgage business, and because I see too many things go wrong with houses, I just thought it was important to have American Home Shield, and I've kept it for many years. I've had them since I purchased the house in 2010.

What I like most is that I have somebody to call, and I know that they have people they can send out. Even though some things may not get handled to your high standards, it still gets handled and saves you money.

What I don't care for is that sometimes those people have to go back to American Home Shield multiple times just to get something covered. It's a lot of back and forth. If it's a simple claim, it can be handled within a week, but if they have to order a part, maybe it takes two weeks.

I had a couple of claims, one for the oven and one for the cooktop, and those took a while. They're expensive, so they probably just didn't want to pay for it. But having the coverage brings peace of mind.

I like that you can call American Home Shield and get a service technician assigned quickly. They usually respond right away and try to make an appointment, but they don’t come the next day. It’s a little slow. We’ve been with them for 10 years.

We recently had a situation with the refrigerator that went on for a month and a half. I submitted the claim online and we waited for them to assign somebody. I gave them the model number and all that all along the way because this is a 48-inch built-in refrigerator. These are very expensive, like $15,000.

The process took six weeks to figure out. They kept sending people, and some people weren’t qualified. I had many conversations with them where they’d send somebody out, but then someone couldn’t come for 10 days for a follow-up. I finally got to a good guy at the end that helped them understand it’s not repairable. You just don’t want to replace a $15,000 refrigerator because somebody thinks you should, it’s a lot of money, so you gotta make sure.

They have limits on what they’ll cover. I think the maximum was $2,000, but they didn’t even give me that much. They gave us $1,500, then took all these fees off and ended up giving us only $1,300, which made it even worse. We ended up buying a Sub-Zero, and with the cabinetry changes and panels we had to make, it’s gonna be over $20,000.

I guess I understand that if they were gonna cover a $15,000 refrigerator, they would probably have to charge a lot more money. But now I’ve noticed my monthly fees have gone up from $109 to $120. Maybe that’s the new fee for 2025, I don’t know.

We’re considering canceling because we’ve spent about $10,000 in monthly fees over the last 10 years. There have been some calls over the years, but when it comes to these high-end appliances, it doesn’t work out very well. If you have it for 10 years, you probably won’t get your money out of it. It’s a home warranty, not really a service thing. We haven’t decided if we’re gonna continue or not, but for right now, we are.

I've been with American Home Shield for 18 years. And when something breaks down, they are supposed to cover it. I called them out to do my water heater. But they want me to pay $1,200. The technician sees it's leaking, but he said it was something electrical.

Now, when May Heating and Air came out, the initial issue was my heat and air. My unit wasn't operating. The technician went under there and said he couldn't do it because it wasn't attached and assembled. And that I had to find somebody to attach and assemble it to.

I don't know what he saw because I can't get under the crawl space. But when I had somebody else come look at it, the guy said, "I don't know what they are talking about because it is assembled." It was attached when he went under there.

They're gonna charge me another $100. I just said that I'm gonna cancel and be through with them. It’s like I just keep giving them money, and they ain't really producing on my behalf. And that doesn't make sense to me.

I am very dissatisfied. I will tell others not to purchase it, and to find another one because they don't produce what they say. I'm a long-standing customer, and I haven't used the services a lot. I'm paying out more just to get nothing.

Most recently, I had an issue with my oven, where there was an error code on it. I went online to file the claim with American Home Shield. For some reason, there was an issue and I couldn’t go through, so I just called. The tech came out, and he was efficient, friendly, and knowledgeable.

There was another issue in my oven, and I’ve been dissatisfied with the other company that came out twice or thrice for that. When the guy walked in, he didn’t identify himself and he smelled of cigarettes. I couldn’t understand his heavy accent. He said there's nothing wrong. I told him that the temperature wasn't regulating, and he was gonna try to measure the temperature inside. I then showed him a picture of some cookies I baked, where one side was brown than the other. He said that I should use a lower temperature because it’s a convection oven. It didn’t make any sense to me. I called the place where I bought the oven, and I put the guy on speaker. He said I was doing it the correct way.

I asked American Home Shield several times not to send that company back. This last time, they said I should have them come out for the oven. Knowing I already had a bad experience with them, I didn’t like that. I felt like I just wasted the $100 deductible on the company that I didn’t like. The other contractors they send out are okay, otherwise. They just need to get rid of that contractor on their list.

Also, American Home Shield’s rates have gone up. I used to pay 60 some dollars two or three years ago, and now they’re 90 something dollars. It’s a huge bummer. I’m still gonna continue to use them, though. Submitting a claim is easy, and they're pretty responsive. Overall, it’s not bad.

I’ve had American Home Shield for over 20 years. I love the service. Just sometimes, the people that does the work do not do good. They give an eight-hour window. And nobody has time to stay home for eight hours for anything to get looked at. That's too much time. I don't like that at all. Other than that, everything else is okay.

I recently ended up getting appliances serviced. They fixed the hose and fixed the washer and the refrigerator. The refrigerator got fixed, but the washer never did get fixed, so they had to replace it. There was a lot of things wrong with it. It would cost more to fix it than to get another one.

The washer wouldn't finish the cycle. Sounds like people trying to get out of it, knocking and banging. It was always on a level, and it was leaking from the bottom. They did have to replace the hose. They said they replaced the springs, the stabilizer on it, but it was still unbalanced.

The contractors are always good, though. They let you know what was going on. The first guy that came by was honest. All of them were honest. What I don’t like is the eight-hour window.

My dishwasher was on the disabled list for four to five months all because of a miscommunication. It’s not only with the people and the language, but also their computer screens. With the onslaught of outsourcing the call center to India, I assume, the language barrier is horrific. They do understand simple words, but they cannot comprehend or put into play a series or phrase of words. It’s so difficult to communicate with them

When the dishwasher broke down, I went online and requested service. I chose Kitchen on the list, and chose Dishwasher. The Sears repairman came out and said that it needs a part, but it’s got a leak. He said he can’t fix the leak. He told me to get the plumbing issue fixed first, and they can come out and finish the job.

I then went online and requested a plumber. I chose Plumbing, but there was no Dishwasher on the list. What I did was I went back and chose Kitchen and Dishwasher. AHS was gonna send out Sears again, and I told AHS not to do that since Sears can’t do plumbing. They said I chose the wrong category on the website. I explained what happened, but they didn’t understand me.

I went to the site again to chose Plumbing. This time, AHS charged me. I didn’t wanna pay it, so I called them again. I asked to speak with someone who can speak fluent English, and they said no. Supervisors are never available. Finally, they sent out the plumbing company, and I had to pay for it. They owe me two fees by now. One fee, I paid, and I got nothing. The second fee, I paid, and the plumbing guy came out and said they can’t fix it. He said AHS won’t pay him enough to fix it.

I called a plumber, and he said that what I have is not an emergency. He won’t be able to get out to me until about two or three weeks. Finally, he came, and it cost me $225. I called Sears, and they said they can’t come out because the ticket is 30 days old. Nobody told me about the 30-day policy with AHS. Now I’m still thinking about taking them to small-claims court to collect $280 from them, but I’m wondering if it’s worth it.

I have been an AHS customer since 2019. Now that I am in an emergency, AHS has failed to provide urgent help. Three days ago, my gas company shut off my gas due to leaks in multiple gas pipe couplings, including ones connected to an AHS-installed water heater. As a result, I have no heat, hot water, or stove in freezing temperatures. AHS assigned my claim to a plumber who does not even perform gas pipe repairs despite repeatedly telling AHS they lack the necessary equipment and qualifications. The plumber ultimately canceled the dispatch, leaving me stranded.

Since then, I have spent hours on hold, making repeated calls to AHS, yet I still have no resolution. I have been forced to pay over $279 on emergency heating and insulation while losing income as a commission-based salesperson, all because AHS has failed to act. On top of that, I recently discovered that AHS installed my furnace backward, further proving their negligence. This is an urgent health and safety issue. I need a qualified professional dispatched immediately to repair my gas lines so I can restore my heat and gas. AHS, you have failed to respond adequately to a serious emergency—fix this today.

They said my furnace is covered, but they need to modify it and put boards on the floor so they could get to it. But how did they get to it the first time without boards? Nobody complained about that before. They ended up repairing it, and I had to pay out of pocket, although it was nowhere near $2,600. They just said it was something else than what the tech told me.

At the same time that was happening, I had a hot water heater issue. The tech who came out for that told me it was leaking. I paid another $125 to get him to come out to give me an estimate. He also said my hot water heater’s covered, but he wanted $3,400 to put boards on the floor. They're just scammers. It cost me $250 for them to try to scam me.

I’m very dissatisfied with American Home Shield because what I was expecting is not what I got. And it’s totally different based on their advertisements.

So, what happened was I submitted a claim for my stovetop, and they did not fix it. They said it’s not wear and tear. And I talked to AHS. They called me. Different people called me because I talked to them. And I told them that it’s a stove, and that by September 15th this year, it will be 10 years that I’ve been using the stove. So then, the cooktop got a crack.

So, there are two complaints that I had. The first one was the crack on the stovetop, then one of the burners was not working. So, when I spoke with American Home Shield, then I told them what was wrong. But the technician who came out never mentioned that in his report. He didn’t even bother looking at it. He just went ahead and wrote a report to American Home Shield that it was not due to wear and tear.

And so, when the Home Shield called me, they had to put me on hold and call the technician. Then the technician now say that because the top is already cracked, that was the reason why they say they can’t fix it. So, I told them to make him mention that in his report.

And then when I said that I was not satisfied and asked for a second opinion, they told me that I have to pay another money again. And if the second opinion’s result is the same as the first opinion, then that means I already paid almost $300 for the service fee. And this stove is less than $700 at Lowe's or Home Depot, for a brand-new one.

So, American Home Shield didn’t offer me anything, and that was the reason why I went ahead and didn’t renew the warranty with them. So, once it lapsed, I just let it go because my experience with that was not good.

But the customer service from American Home Shield is good. And I don’t really care about the price. But when there is a service not delivered, that’s where I have the problem. And that is why I have American Home Shield in case of a situation like this.

American Home Shield has been excellent. I’ve been with them for close to five years, and I’ve had good service every time. And I’ve been happy with all the people who serviced my items.

My recent experience was when Vin-Tech Heating and Cooling came out. They worked on my dryer. American Home Shield replaced my dryer a few years back, and this is the first time it’s been worked on. It happened during the Christmas week, so the process took a couple of days. But normally, they came the next day. So, it was okay. It was still done promptly, given that it was Christmas week. And I haven’t had any issues with the dryer since it’s been fixed.

My recent claim was for my garage door that wasn’t closing. And then American Home Shield sent 495 Garage Door out to repair what was wrong with it. It quit on holiday, but they came right after the holiday, which was quick. And then they replaced something, and it’s been fixed, and I haven’t had any issues since.

I’ve been with American Home Shield for quite a while, and my experience has been pleasant thus far. And all of my dealings have been online. I've never spoken with a live person who would get back to American Home Shield. Their price also keeps escalating. In the last several years, it has gone up considerably. But it's worth the fee that I pay to not be in a catastrophic situation and not be able to pay it. So, it's manageable now.

My heating system was off and it kept tripping the socket, so I called AHS to submit the claim. The process took a lot of time, but it was easy.

They replaced some things an fixed the whole socket. They didn't replace much. They just tightened it up and put something through it. So far, so good.

AHS technicians are good. The only thing, I don't know if it's the weekends or something of that nature, but scheduling time is a little bit discomforting sometimes, But it's not a biggie. AHS is dependable.

My dryer wasn't heating up. At first, Sears was coming. I went five times with Sears, then they switched me to United Services Appliance Repair because Sears was bad.

The first person who came couldn't speak English, so we couldn't communicate. He speaks Spanish and didn’t know a word of English, so I had to call again and have someone come back. The second person spoke English, and the interaction was all right. The dryer is drying now, but it is making noises when it didn't before. I got to call them back and tell them they got to send the technicians back out.

It took eight tries for them to fix my dryer, and American Home Shield should have replaced my dryer with a new one. It shouldn't have taken that long. Money is coming out of my card every month since 2023, and they couldn't give me another dryer. They were disrupting my household. People had to stay home from work, come home early from work, all of that type of stuff, just to check that dryer out. That's a big inconvenience.

American Home Shield makes sure that people come out, but it's their vendors. Sears was no good. Also, they need more people who speak American. I'm an American, and I need somebody that I can communicate because I may have to ask questions.

Hi Juanita, thank you for providing feedback on your recent service experience. I hate to hear that your dryer needed several visits to be repaired. I can understand how frustrating that may have been. We will notify United Services Appliance Repair of the noise issue since the repair was made so they can return to determine if there is a mechanical failure causing that issue. Thank you for your patience regarding this matter.

Titan Appliance Pro was sent out by American Home Shield for my oven. They came, ordered a part, and then came back and installed the part. For no apparent reason, the glass on the oven cracked. It's a double oven and it's barely two years old, and the glass on the upper oven broke.

When I deal with American Home Shield, sometimes I do it online, sometimes I call. It’s pretty straightforward, pleasant, and efficient.

American Home Shield has been as advertised. They're no-nonsense. They haven't screwed me around. They get people out quickly. There was one contractor which I think was a little annoying but still got the job done.

I've had great service from American Home Shield except for maybe one or two times. I had a leaky faucet in my kitchen and water was getting underneath my counter. I thought it was my spigot, the spout sprinkler part of it. When he came out and examined the area, it wasn't just the waterspout, it was the whole faucet area, so he replaced the faucet area and the spigot. He came back again because the spigot was still leaking. I think that particular faucet leaks automatically, so I just try to keep it wiped up and not worry about calling him back because he did what he was supposed to do. I’ve mostly had issues with plumbing. They were good at first. Then second, no. Funky Plumbing was the best. He was more concerned, more focused on making sure whatever he did was correct.

I have American Home Shield on a rental property and on my home that I actually live in. I noticed on the home I don't live in, the rate doesn't go up, but on my home, it’s constantly gone up and I don't like that. But American Home Shield works when you are in dire need. I'd rather pay the fee upfront than to be bombarded with a big lump sum of buying a new appliance or plumbing or whatever it would be, and I love that they come out in a timely fashion.

I never know when the techs are coming or leaving, so there is no communication, but that’s not American Home Shield. The only thing American Home Shield didn't do right is when I complained about the guy three times, they offered to send another technician, and I had to pay again if the same problem exists. But the problem was never fixed, so it's gonna be the same problem.

American Home Shield was fine and anyone I’ve ever talked to there has been very nice. But I wasn't impressed with the last one that came out here. I had requested the people that were out here prior to that on a different thing and American Home Shield said no, it was iPlumb that had to come out. He was out here three different times, and he did not rectify the issue at all. It was on a toilet that kept running. Periodically, you'd hear it run water. He said we needed a new toilet, so I don't think he knew what the hell he was doing. The third time, to me, is a charm. Just get out of here. I've had enough, so I haven't even called them back.

My husband and I were debating whether we're even gonna keep American Home Shield because they wouldn't send the person out that I requested. I wanted that company back here because the guy did such a good job. He worked on a couple of things. It was my garbage disposal, and the other toilet. He was clean, quick, efficient, very nice, he was in and out of here and the problem was fixed. Instead, they sent iPlumb and the problem still exists. So, that reflects back on them and that's their fault because they should have sent who I requested.

I recently had a claim where the tech requested to upgrade the toilets because they were 12 years old. A new guy came in and I mentioned about that. He did the work but only a couple of days later, it started again.

I didn’t want to call AHS again because that will cost me another $100 and I already paid 100. The guy that was here said AHS did not cover anything from the toilets or anything like that. So I decided to hire a private person and I went and bought toilets for both sides of the house, which cost me over $1,000 to change. So in the end, I paid 255 for each one to install it and 249 plus taxes to buy the toilet.

The technicians are good and the last guy who came was professional. They went up on the price again though. They notified a month before they raise the price. Now, it’s $100 and it used to be $69.

About a year ago, True Appliance was sent out. They had to order a part. They called me and said that part was in. They called me in the afternoon and I called the next morning. But I could never get a hold of them. I called American Home Shield a couple times to say I've never been able to get a hold of these people. They said they'd escalate it. But they never got back to me for several months. I called again. They said it's been too long so I have to pay again for a service fee which really made me mad.

I asked for it to be escalated. They really listened and realized that was ridiculous. They shouldn't be charging me again to send someone out when they dropped the ball.

It took over a year to get our dishwasher fixed. Luckily, we had two compartments, the top and the bottom. We just kept using the top. So, it wasn't super urgent on our end. And I just don't have time to call every few days or even every few weeks. I was calling because I finally had a moment. The experience was awful.

True Appliance was sent again. They had to order a part and It took about a month to get it all resolved.

We had another claim which was for a sewage injector pump. And that has still never been resolved. After about two months of not hearing an answer from AHS on whether it was covered, I called for about a month period every other day. They constantly kept escalating it, saying they needed to hear from their approval department. They didn't know what amount was covered or if it was covered. We finally had to do the work ourselves. We sourced a replacement. We're still working out some kinks on that. It works, for the most part. But we had to do it on our own. And now they're saying that since we did it ourselves, they will not reimburse us for that. It’s been horrible.

The hinge on my washer door broke, and AHS referred me to Sears. When I called them, they didn't even ask for the model number or serial number or the brand of the washer. I told them the hinge broke and they said they would have to send somebody out to look at it. I said, "Well, there's nothing to look at. The door hinge broke, so I needed a new door hinge." And like I say, they didn't ask for any information. They finally sent a man out about a week later, and then he says, "Yeah, you need a new door hinge." I says, "Well, no shit."

So they said, "Well, we'll have to take a picture of it and order the part." And I said, "Well, why didn't you get all this information before you came out and you could have ordered the part and brought it with you and fixed it?" They said, "Well, we have to come out and look and see what's wrong with the machine." So there was a week wasted there. And then when they made another appointment, which was a week later, they never showed up. They didn't call.

So I had to call back and I said, "Where's your repairman?" They said, "Well, they've got too many calls today. He won't be able to make it out. We'll have to reschedule." So then, they had to reschedule me, which was almost another week. So the overall experience was crappy. They could have solved this problem in a couple of days by asking all the information and bringing the part with them, and they could have fixed it on the first visit. But no, it took almost three weeks before they finally got the door hinge fixed.

It's working now, and I have no problem with the repair work, but it was just the idea of getting these people out here and getting the thing fixed and then showing up for the scheduled appointments, which they didn't do. And they didn't even bother calling.

Palmetto Breeze was supposed to fix my HVAC units, but I’ve been going round and round with them. It’s working, but I’m still waiting on a part. The gentleman was supposed to come back, and I have yet to hear from him. To put it in words, it’s been a nightmare. I’ve been going through this since November, and it is now January. I’ve paid $1,120, and my unit is still not fixed.

I’ve been with American Home Shield forever, and their service is great. Every time I call, they are very attentive and always call Palmetto Breeze to have them come out. I don’t think the full mess-up is on American Home Shield, but it’s solely Palmetto Breeze. The service sucks, and I just think Palmetto Breeze is not doing their job.

I had a frozen pipe that cracked and was leaking. I left American Home Shield a message, and they called right back within an hour, and then the service provider came out the next day. AHS responded and fixed it very, very well.

We've been a customer since 2005, not only in the house we're in now but also in the previous home we owned. We've used them before for plumbing problems with York Mechanical and electrical problems, and so on. They also replaced our water heater last year when it crapped out. American Home Shield covered the claim.

The service is not cheap. Then again, when I look at what we pay every year, most years we’ve made out to the good, given whatever had gone wrong or needed to be fixed. There’s also peace of mind knowing the problem will be solved.

I've had a lot of trouble with my new furnace, which was put in last summer. J&J Mechanical has answered my calls twice. The first time, they had to wait until the store opened to get a part because it was over the holiday. Then it went out again, and it was a different part—a blower. So they've been out here quite a bit because this thing keeps needing parts.

Supposedly, the furnace is fixed, but they're also talking to American Home Shield to see if I can get a new furnace because it keeps breaking down. Every time it breaks, it's a different part. Other than the blower, I don't know what the parts were, but the technician showed them to me.

I've been with American Home Shield for probably three or four years, and it’s been okay so far. It's probably worth the money if you've got an old unit. With a new unit, you wouldn’t have to, since every time I call them, I have to pay $100 unless it’s a recall. I also pay $90 a month, so that month, I’m at almost $200.

The claim itself was handled correctly by American Home Shield, except they sent a vendor who didn’t really work in my area. Because of that, eight months later, the ice maker still hadn’t been fixed. The first technician who came out was great, but we never saw him again.

They ordered the parts, but there was more confusion because the parts hadn’t arrived. When they finally did come in, I called again and was told they were still waiting on the parts. I just didn’t care for that vendor at all.

Eventually, the vendor told me I needed to call American Home Shield because they weren’t going to be able to help me. I did, and American Home Shield took care of it right away.

The second vendor they sent out was wonderful. I think American Home Shield had used them before. The technician came out right away, and it was great. He told us that one of the parts that had been sent for the ice maker wasn’t working, so he didn’t install it. He fixed the issue, and we had no problems after that.

So, in the end, they probably sent the wrong vendor at first. After that, everything was stellar. It was more an issue of vendor choice or the vendor not covering our area. Overall, it wasn’t really a bad experience.

It probably could have gone better if I had been more proactive Overall, American Home Shield did fine. I’m going to put in another claim because our ice maker stopped working. It was working when the technician left, and then it stopped.

Overall, we really haven’t had many problems with the home warranty. We’ve tried other companies before, didn’t like them, and ended up coming back to American Home Shield. I’ll probably stick with them.

The plumbers were wonderful, easy to deal with, polite, and very professional. But I’m not completely satisfied with the claims process, and I’m starting to look elsewhere. I’ve been with American Home Shield for quite a while, and they haven’t replaced many things. I also had a kitchen sink issue before. When they replaced it, they didn’t replace it with what I had. They downgraded it, and I was very dissatisfied with that.

The contractor came out here several times to make repairs, and they have not completed the repairs. It’s like trial and error. They’ll try to fix the problem, but then we still have a problem. They have to keep coming back and forth.

Now, they couldn’t fix the refrigerator, dishwasher, and microwave. They came out several times to try to fix those. It’s been our deal because we have to keep taking off from work and trying to meet them here. So, it has been a journey.

After four attempts, they could not repair the refrigerator. So American Home Shield ended up replacing it. They tried to repair the microwave three times. The fourth time, they were able to repair it, and we haven’t had any problems with it.

They have tried to repair the dishwasher four times. They are due to come back on Monday to put in another part for it, to hopefully try to solve the leak with it. Now, we did use them for the washer and a dryer. On the first attempt, they were able to take care of the washing machine, and then second attempt for the dryer. So those two are working fine now.

I was with American Home Shield for around two years, but I ended up canceling them because of the ongoing problem, and us having to take off from work and repeating this. What they’re doing now is finishing up on what Hotshot was trying to finish up with the dishwasher the last time.

I would tell a friend not to sign up with them because I don’t like the fact that they don’t return calls. I had to call customer service several times, and they kept saying it was going to escalate, but it wasn’t. No one was calling me back, so this has been ongoing since last year.

I think the first call was back in August, and this has been ongoing. The supervisor is supposed to call. I will never go with American Home Shield.

AHS might need to rethink the companies that are used to make sure they are up to par. I had a problem that was finally resolved. I was glad of that. The end result was good. But in the beginning, having to deal with a particular plumbing company was a disaster. But American Home Shield finally got that particular part of the issue resolved. It took longer and I don't know who the fingers should be pointing at. But probably, the plumbing company mainly.

I know across the board, everything around the world has gone up. I paid about $58 a month and it went up to $80. The modifications that they cover may need to be expanded a little. It seems like a lot of the companies that come out, that’s where they get their money. They all come up with modifications but it's really not a modification. And then they only cover so much. In the end, the customers are bringing out of pocket more money to pay whatever the technician charges.

Other than that, most of the people I talked to are pretty nice.

I would give them a zero if I could. What a complete waste of time. The "service pros" that they hire are completely incompetent or overcharge on their service such that the warranty is useless. I had a dishwasher break in October 2024 --it's January and still not working. On multiple calls, I asked them to send a different pro and they refused. Finally, after 4 trips the "pro" sent the ticket to another "service pro" because per AHS they weren't familiar with our brand of dishwasher---but they were when they first came out? We'll see if the other "pro" is able to fix it --he did realize that the first pro had actually put in the wrong part. Now, trying to get the microwave fixed that the first service pro made worse and because past 30 days -they want to charge another service fee, even though I had made multiple calls noting that it wasn't fixed either.

I've escalated twice, it's not worth the hassle. They literally do everything they can to avoid honoring the warranty. The interesting part is that if you do a search for reviews, they are hard to find --they have managed to address any search engine from showing the customers' reviews and instead highlight the paid reviews which give the company much better rating. All in all, not worth the money to have the plan. Will not renew.

The tech was very knowledgeable, patient and formal. He took his time and even showed me what the issue was, and checked everything to make sure that it wasn't just a particular problem. He found out that there were other issues. So, everything got fixed instead of just coming out, saying what the problem is, replacing it and leaving. I will recommend them. We're in inflation so the price goes up every year. But they get great companies to come out and service me when I need them. Even if it's on a weekend, they handle it within 24 hours. We are filing a report and my property management company is also dealing with the retention department on the real estate side?

I would advise anybody that is, in the state of Florida. Do not get American Home Shield. They're going to keep giving you the runaround and not replace your appliance. I don't have this problem in the state of Texas. I don't know what's going on with American Home Shield. In Florida, advanced hair guarantees new hair growing into. With American Home Shield, the claims process is I can go online or call. When I call, sometimes I get service personnel and there is a language barrier. Besides that, the contractors that are skilled to do the service have been okay. I've only experienced two that were not skilled. When the flames on my stove went out, I called American Home Shield for service and paid the $100 initial fee our contract states. They said I can do a virtual because they didn't have a serviceman in the area that was skilled to look at a Thermador stove.

I purchased the house with that brand of stove, and my contract states that I can get up to $4,000 on an appliance. The cooktop is over $4,000 a unit. American Home Shield wouldn't honor the contract, so the company is a fraud. I'm still having a concern about my cooktop that has never been resolved. I've had AHS for several years on a couple rental homes. If you have a simple service request, the system works pretty well, but if you have needs beyond a service request, AHS is a horrible person. They will take your money easily but it's very difficult to contact the company to speak to a live person. I think their call center is all overseas. AHS doesn't post a customer service phone number or email on their website. There is no "Contact Us" button on the main webpage. If you scroll to the very bottom of the website, there is "About Us". On that page there is a contact us and the only options they give you is: FAQs, Home Warranty Sales and Service Request. They really don't want to hear from you!

HVAC at one of my rentals is 40 yrs old. Paid $125 for the service call. Tech says, "It's a freon leak, we can fix it, but it won't last." So, AHS won't replace anything as advertised UNTIL the system completely is unfixable. I ended up paying another company $6400 to replace the HVAC. I've had several service calls for appliances (ie. stove). Techs say they fixed it, but months later it still doesn't work. So I have just replaced the dishwasher, clothes dryer, stove out of pocket.

I wouldn't recommend AHS to anyone. I had an Old Republic Home warranty down here in AZ in the past, they seemed to be much more user friendly and seemed to provide way better customer service. So, I called AHS to cancel the warranty. Two representatives spend a bunch of time telling me why I should keep the warranty, finally got the second rep. to cancel the policy. Received the cancellation confirmation and AHS charged a $31.99 cancellation fee. A company that doesn't clear post any customer service contact info and then charges a fee to cancel isn't a good company to deal with in my opinion. I'll never use them again.

I started with American Home Shield in 2008 and they used to be a lot better then than they are now. I had a problem with the dishwasher but apparently, I have a rodent which caused part of the problem and that was not within their purview. Also, they were gonna have to send an appliance person out but since I already found out before that that the appliance person wasn't going to fix that, I canceled that appointment. One Plumbing, though, said that I need the faucet replaced because there's a problem with the pressure between the faucet and the spray. It causes problems with getting any water pressure through the faucet. But they have not been back. I have not been happy with American Home Shield. This one is the least of my problems with them.

I had an issue with my air conditioner and in the heat of the summer, it took them eight weeks to fix an air conditioner. I was without AC for the hottest summer we have had in a while. They finally fixed it after eight weeks and then, they screwed up the heater. They even got it all over their stuff that it was improper installation and because of that, it caused a problem with the flue for the heater, which meant that they left me in this house with a heater that if it accidentally got turned on, could cause me to die from carbon monoxide poisoning. They refused to pay to fix the flue and they said that they didn't fix that, even though it was their fault that it was broken in the first place. It got super cold and I had no heat whatsoever. They finally sent somebody out and that person said they fixed my heater but then they called me back the next day and said, "Oh, American Home Shield is not gonna pay for this, so we need money to pay for this." I had to pay them $275 the day after. It was $125 cheaper than what their other technicians had told me, though. The other technicians had told me $400. American Home Shield is on my bad list. I have a couple of other things and I'm gonna see if they get fixed through American Home Shield and after that, I'm canceling them.

I'm not pleased with American Home Shield. It’s on my to-do list to call and cancel my service with them. They increase my deductible every year. And every year, less and less gets covered. My furnace wasn't blowing hot air and it wasn't staying on consistently. I submitted the request with American Home Shield, and Fast Response came out. That was a questionable experience. The first tech that came out was okay. He was frustrating with telling me all this work that I needed to get done, and had me sign a contract to get all that work done. They ended up not doing all of the work. I'm still waiting on a refund from them.

The second guy who came out who did the work was efficient. He realized that the first guy was wrong about what was wrong. Andrew said that there was nothing wrong with my furnace. I needed only ductwork in the house. And Philip found out there was something wrong with the furnace. The gas wouldn't always light like it was supposed to.

He had to fix the furnace first, and started on the ductwork. But he ended up not being able to come back to the house. AHS ended up having to not let him come back. They sent out a third guy, but he showed up at my house unannounced at 8 AM one day. And then they sent Brian back with Austin, to finish up the job. They only put in a bit of ductwork. They didn't put the three new lines in that they said they would. I was supposed to get a refund for that. And they took off some vents, but they haven't put the vents back on. They were supposed to come back out and put those back on. They told me that with the work that they did, two of the rooms that I was having issues with heating, they said would heat much better. They're not. The furnace is working and the house is warm. But two of my rooms upstairs do not get great heat coming into them.

I had a few claims with AHS that didn't go well at all. They deny based on strange things or very unexpected things. They need to improve the customer support, starting from hiring people who speak and understand English. That is one of the biggest issues. I couldn't understand what the people say on the phone. It's ridiculous. Also, they just read me sometimes whatever sentence they have to. I tried to explain the situation, but they were numb. They didn't get it. It felt like they were trying to scam me.

AHS has this program that was a terrible experience. They run this program about the new HVAC for their customers. We started to learn about that. They figured that the majority of companies' technicians have no idea what it is. The few who know scam people, like what happened to me. The technician came. He said, “I'm gonna give you a claim.” And gave me very expensive price for this new HVAC. He called me. He waited until I got the quote from American Home Shield and said, “We can do you do the service for you directly, and we're gonna charge you less.” That's a scam. All of them are dishonest. That's why we couldn't proceed with the program, because all of them did that. We tried three different vendors. They overprice on purpose, because they tried me to go directly with them.

It is $120 a month and I used them three times in five years. But I will give AHS credit because once I paid my deductible or whatever it was to get them to come out, I didn't have to keep paying it. On the second and third time they came out, it didn't cost me another $200. So, I'm pleased with it. If you're in the market for a home warranty, be sure you shop around.

I had a claim for a broken microwave and the tech came out within a couple of days. The tech was fine and fixed it on the first visit. I've had a pretty good experience with AHS but I'm thinking of discontinuing them. They're kind of pricey if you don't use them regularly and I don't use them a whole lot. I know there are other companies out there that are a little less pricey.

We had people out for the plumbing and when we did that claim with AHS, we were without water for several days. We also had a claim for the heating unit downstairs and the techs immediately came out and fixed it. They did a wonderful job. But with the plumbing, it was not the same. It took a little bit longer and the techs came out four different times. The first time, it was a different company and they showed my husband and I more about our water, because we have a water pump underneath our house, which we'd never had before. We changed out the filter and we thought everything was fine. Then a few weeks later, it broke again. So, a different company came out and they told us that we needed a whole new system in the front yard. They replaced the well pump then they said that there was another piece that eventually would have to be replaced, but at the moment, it wasn't broken. And they fixed it and left.

Then system kept slipping. My husband knew how to fix it, so he went down and fixed it several times. Then finally, it completely broke and we had to call somebody back out to take a look at it. The first time AHS sent somebody out, the guy wasn't qualified to fix it because he had to have the electrician license as well. So, they had to send somebody else out. And the last time that they finally came out, the hurricane was coming through. The home warranty was closing down early that day and the techs couldn't contact them to get all the paperwork through, so they went ahead and replaced the system for free.

When we submitted these claims with AHS, they made contact with us within 24 hours and they were very helpful. It was the companies that we had more struggle with just because they had to deal with as many clients as they have. We're very happy with American Home Shield. They are doing a great job and we appreciate them so much.

AHS gave me $10 a lb. 1/9 compressor went out in fridge. 1st contractor said he did not replace compressors. 2nd contractor could not make make it for a week. Contractor canceled today 1/20. It was very hard to understand AHS call center employees. Easier to handle service without them.

Then they sent out another contractor. When that contractor came out, it's been working ever since. He was good. He just didn't come out there and fix it. He gave us some pointers, too. I’m having a problem with my heater. It runs a lot at night. It's easy to click through the American Home Shield app and just submit that I would like to have someone to come out. I can't talk to anybody. The first one came out and it didn't resolve the issue. He had to come out a second time. When he came out, they decided that it was too complex for them and they needed to refer it back to AHS to a different contractor that was more familiar with the kind of system that I have. This has been painful. It started before Christmastime, and I still don't have heat resolved. They said they could squirt a sealant into it, replace the refrigerant with a different type that is less efficient, and went with the total lowball offer and problem. It was more expensive for me. They only put out a bit of money, so it's not worth it.

I can only call and speak to somebody else in a foreign country. They would just handle it by email. I have been able to get some nice people, responsive on chat, which is fine. But they haven't been able to help me, or have anybody to be able to work a resolution for me. They didn't coordinate with me. I've been happy with them for years as a loyal customer, and I did not expect to get treated that way. I've been more than eight years with AHS. I shared that with them when I told them I wasn't happy I was handling it. They didn't care. They said there's no appeal process. There was nobody in the US to talk about for a management review. They didn't offer any service to me. Do not to use them. Look somewhere else.

I’d tell anybody to get AHS. Customer service is wonderful and they get somebody out there right away. They wanted to have Sears and I told them, I didn’t want that. We live in Paola and we wanted the Smith Appliances to come out. They were on the list so they fixed it all up for me. The price is a little high especially for people that are elderly like us. AHS service sucks. I was very disappointed in them sending out the same electrical company three times. The breaker switch was going off on my wall plug and the techs attributed it to my refrigerator’s fan. The refrigerator is not even two years old from Lowe’s.

DT said they were gonna wait on the fan. After two weeks, they got the part, but it was defective so they were gonna have to wait two more weeks. Then they came out and put the fan in. But then, the breaker went off on that wall switch.

I was really upset. My garbage disposal went out and they reset it. I had the plumber come out, they reset it. What I need is a wall-mounted plug for that dishwasher. This one is hardwired into the electrical. They said that it was the way some people do it. I could change it out myself but I’m not an electrician.

And so, again, they came and installed the fan yesterday and it’s not working, it’s not freezing. And so, I filed a claim with Lowe’s. They’re supposed to finally send someone out again, but a different company. With American Home Shield, I’ve had to pay twice for the same issue. They did install the water heater for me but it doesn’t provide enough hot water. So I had to file another service request.

The plumber came back out and said “The water heater, the reason it’s not out here, you didn’t ask for that. You asked for the faucet in the shower.” Yes, and it’s not even six months old. Then they said they needed to change the cartridge and I had to file another claim with AHS.

I called American Home Shield. I told them it was ridiculous that I had to do this over again. It’s another service request so that’s another $125. I got out of Home Service for this reason because I was hoping American Home Shield has my back. But I’m real disappointed in their product, their agency, their company in helping me. Both my wife and I are senior citizens. We’re on fixed incomes and I’m having to pay out of pocket for something that should be covered. I’ve read what is covered and what is not. But that’s covered.

But I need to get this done. We’ve lost food. We don’t get adequate hot water going into the shower, so we have to go use the guest shower. I told them I wasn’t okay with all this and they said I could cancel whenever I want. I pay $79.99 a month for this service. And then, just this one month, I’ve spent $375 on three service requests. AHS is really making some money off of here.

I’m thinking of going to Home Depot and fining an electrician to fix the issue for me. Because DT Electric is telling me that if they come back out, it’s gotta be my wiring. They are very certain that its’ the fan that’s triggering the breaker on that wall mount.

When they were putting that fan in yesterday, the rep was on the phone on how to install it and they were speaking Syrian or Arabic. He told me it was gonna take five hours to cool. Right now, as I open my refrigerator door, my freezer is at 64 degrees. My top is at 34. So it’s cooler on the top and I had to throw more food away because it wasn’t cooling right.

Overall, I am dissatisfied with AHS. I’ve always depended a lot on consumer advocacy to get me products because they’ve been rated and it’s based on customer reviews and testing information. Somebody needs to know that they’re not doing the job they’re supposed to do for consumers. And if they’re just hiring these fly-by-nights and they’re not really looking at how they service products, that’s a reflection on them.

I don't pour grease down the sink, and it turned out he was wrong, but they still didn't cover the repair. They weren't able to clear the obstruction by snaking and had to cut a pipe, which I had to pay for out of pocket. I pay about $120 a month for this service, but I'm getting ready to cancel because of this. While their online service is good for putting information in, the overall experience was very disappointing. I would rate them a 1.

If you’re considering American Home Shield (AHS) for your home warranty, I strongly urge you to look elsewhere. My experience with this company has been a nightmare of delays, incompetence, and additional expenses. Here's what happened to me, and it’s not an isolated case based on what I’ve read from others. My washing machine broke over a year ago, and AHS failed to repair it after multiple attempts. It took them over 1.5 years to replace it, leaving me without a usable machine for 7 months. During this time, I had to spend extra money on laundromats and quarters, adding insult to injury for a service I was paying them to provide.

The real issue lies with the technicians AHS uses. Their chosen techs are unwilling to approve replacements because they fear being blacklisted by AHS and losing future work. This creates a cycle where nothing gets fixed, repairs are endlessly delayed, and replacements are avoided at all costs. And don’t think you can take legal action when AHS fails you. The contract forces you into arbitration with a company of their choice, effectively stripping you of any meaningful recourse. They’re protected by a system designed to favor them while you’re left with no working appliances and out-of-pocket expenses. American Home Shield is a company that prioritizes its own profits over customer satisfaction. Save yourself the frustration and money by choosing a more reputable home warranty provider. I wouldn’t recommend AHS to anyone.

I was without heat for three nights in 20-degree weather here in Michigan. I’m a disabled veteran so I live on a very tight income. My furnace stopped working New Year’s Eve and I ran out of propane one morning to where I woke up to temperatures in my house almost in the 40s. If you look up the company that they sent, they got 1 star. And after how I was treated, I completely understand why.

They treated me horribly. The first day, they weren’t open or working. So, I had another company come out. I paid 5 bucks and they showed up with no problem. They told me exactly what was wrong with my furnace. It wasn’t a blower issue but it was the part that pulls in the air to the furnace. I didn’t have the money to pay him to get the part, because depending on where and who, it’s either a $300 part or an $800 part. It’s expensive and I don’t have that.

I took a picture of the paper of what the guy wrote down and sent it to the tech from All Season. He brings a different blower at 4:30, after the part store’s closed, blames me for him getting the wrong blower, and says he can’t fix the furnace that night.

The other day, I asked him while he was here what time he was planning on showing up the next day. He never gave an actual answer. I sent him a text message at 10:21 in the morning to find out what time he’s planning to show up. He replied he will be here about 12:30. At 12:35 he sent a message saying they stopped for lunch and they will be there afterwards.

When he finally showed up, his first comment to me was, “I see that you’re still alive.” In 20-degree temperatures, that is below freezing. And stopping for lunch, like I am not a priority after having no heat for three nights. He’s completely unprofessional and rude.

When I talked to Home Shield to try to recoup the propane that I lost, they told me they don’t cover that. So, I’m out of propane and I can’t pay to refill my tanks until next month. I also ran out of firewood ‘cause I was using the firewood during the day because that requires constant feeding and the propane heater at night.

There’s another company that I pay to do maintenance on both my furnace and my AC because I’m not paying 140 bucks to have the home warranty company come out to do service. I would rather pay 20 bucks and have somebody come out and make sure everything’s good. And that company is way better than the one that Home Shield sent. They are professional. They are 24/7 and not having heat in below freezing temperatures is classified as an emergency.

After my furnace was fixed, I told the AHS rep that they’re lucky that I did not file another claim for busted frozen pipes. Because not having heat, that’s a very good possibility of my pipes freezing. I am lucky that it’s not the temperatures here right now, because I’ve woken up to where it’s like 2 degrees outside. The rep laughed but according to her, she didn’t. It was a teleconference and my dad was there and heard what sounded like her because it was loud.

And then she refused to transfer me to the survey and kept me on hold for over an hour until I get a call from Home Shield. And as soon as I say, “Hello,” instantly hung up and I was disconnected from both calls, so I could not do the survey.

This is about standard service for them. I’ve called them for other issues like plumbing and they’re slow to have somebody come out. When they actually show up and fix things, it’s okay. Also, the price is too high and almost every year, the price to have somebody come out keeps going up.

The way that Home Shield and the other company treated me is just unacceptable. That whole experience just pissed me off. If my furnace goes out again, then I won’t be able to heat my home. I was able to get some firewood from other family members. But the problem with running the fireplace is, it gives heat, but at the same time, I also have breathing issues from the burn pit. It pulls up great, but it doesn’t get all of it. Both the heating company and Home Shield didn’t care.

The furnace is working for right now but I don’t even know how good of a quality product he put in there, if he got something used or new. I can’t afford another $120 or $140 service call to have them come out again.

I had a previous claim where the service people came out and fixed the leak in my ceiling. Shortly after they left, we could hear what sounded like a dripping sound every time we turned on the water in the bathroom where the leak was. I was worried there was an additional leak so we asked them to come back out and the technician explained to me that it was my pipe. When I turned on the water, the pipe expands and it bumps against the wooden beam in the garage. That was the sound that I was hearing but it wasn’t leaking.

Pricing is about right. But I dislike the fact that they keep going up on these service calls. When I first started with American Home Shield, it was 30 bucks to come out for a service call. Now it’s $125. It’s bad.

For the most part, I like AHS. They appear to be fair. But one of the things that they can do better for their customers is to make sure that they know what’s covered and what’s not. I’ve had an issue once in the past where I had somebody come out. After months of negotiation back and forth and tearing out part of my ceiling at one-time, they finally come in and tell me it was not covered. So I was left with the ceiling that they tore out that I had to repair.

The garbage disposal had fallen down. Somehow, it got loose from where it was attached to the sink, and I called them to replace it. The guy looked at it and said American Home Shield will not cover this, and I wanted to know why. He just said that they wouldn’t cover it. He called them and let me talk to the lady on the phone, and she said that they only covered wear and tear. I said this is wear and tear, but she said they couldn’t cover it. I was really frustrated, and by that time, I had my children on the phone, and I just let it go.

They said that it was not normal wear and tear, and they only covered normal wear and tear. There was no justification. She simply said that was the way it is.

I had a previous plumbing problem about a year ago, and I had to let the plumber go because he was so rude, and I wound up covering it myself.

Usually, it works, and that’s what I like about it. Usually, I don’t have a problem, but this particular time I did, and I was at a loss what to do about it.

Personally, I think that they need to hire better contractors. The people that they have on their lists are not often the best people for the job. Sometimes I get a good one, sometimes I get a bad one, but mostly they don’t know what they’re doing, or they’re just starting out in the business. In certain circumstances, they are good, but you have to watch out for the contractor.

I called American Home Shield, and they sent out AT Appliance. The technician took it apart and said there’s nothing wrong with it, and that I don't get any insurance for noise.

When I called American Home Shield back, they told me that since it’s still working, they can’t do anything. Well yes, it’s working, but it’s making this horrendous noise. Something’s broken there, going to break in there.
They’ll come out, but in fact, we went ahead and bought a new dishwasher because even though American Home Shield is supposed to replace it, they aren’t going to replace it. They aren’t going to fix it, and we can’t live with it like it is. I could hear it through my closed front door the other day when I came to the house.

Before this incident, we had no problem. We’ve had this dishwasher repaired before, and once we had the motor replaced, it ran fine. But they won’t do anything just because it’s making a noise, even though that’s indicative of a problem.
