I've always had very good experience with American Home Shield. That's why we've always renewed our warranty program with them every year. They've taken good care of our property. I like what they do. It's a great service.

I was unable to put in my request online as my account showed a balance owed of 75$. I emailed them, didn't hear back. I called them on Sep 16, 18 and 20 with the same request. They had informed me that a supervisor would get back to me in 24 hours and nothing has happened. My contract expired on 19th. In the first place they never informed me my account was past due. I noticed it when I tried to put in a service request. I informed them that I made payment directly to the contractor. Still they have not been able to assist me and don't bother to get back to me. I feel cheated that after paying 450$ annually for the service they have an email system that takes complaints but there is no follow up. Even after calling them numerous times they don't bother responding. They need to be held accountable. I would like to report this to their regulatory board.

A couple of months ago, our washing machine started leaking. We called American Home Shield up and told them what was going on. They told me to go find the washer that I want and they would pay up to $445. I went to Sears and to Lowe’s. We found the washer that I wanted, got the model number and called it back in. First they said they can’t do that as they don't go that high. And they said, “Let me call you back. I have to check something.” She called me back after about ten minutes and said that since that’s the kind of washer we wanted, they would go ahead and pay for the whole amount. Apparently they got it from the factory directly. Within five days, we got it. Kudos to them. Fantastic!

Our recent claim with American Home Shield was for a garage door opener. We had a little bit of difficulty with the online system at first so I called in, got a supervisor (who was terrific), and arranged for a repairman. The repair company was phenomenal - got the job taken care of and was even kind enough to go over and answer my neighbors question about her broken door. The garage door works terrific since the repair. AHS has been very responsive. And, their networks of repair folks have been all good, knowledgeable and fair. We've used them to repair the washer, dryer and garage door opener. It's a good experience for us from our standpoint. I've recommended them to numerous people. It's great value for the money.

I had a recent claim with AHS for my dryer and it was horrible. We had a rough time trying to get a contractor to come out there. It took almost two months to even get someone out to even look at my dryer. They changed different contractors and couldn’t get a hold of this contractor. We finally got a hold of another contractor and it took almost three weeks before they could even come out there and look at it. This contractor was nice and did what he had to do.

The contractor came the next day, found what was stuck in my disposal and cleared it. My only complaint is service is only Mondays through Fridays. I have multiple sclerosis so I can't be without air conditioning. If my AC breaks on a Friday, I'll be out of air conditioning for the weekend.

American Home Shield is a great company. They answer immediately and listen to you. I've had very good experience with them. The only problem was the first contractor they sent for my air conditioning unit was incompetent. I believe AHS has stopped using them because they had a lot of complaints. They were here for about eight times and still couldn't fix the problem so we switched to another contractor and got the problem fixed. They put a new unit in and it's working well. AHS is very competent. I have recommended them to friends.

What I had an issue with was when my air conditioner went out and it was 110 degrees. I called AHS that night and was referred to someone, but that person didn't answer the phone. They didn't work at night. I had to get someone else here because everyone was going crazy - it was so hot. On the whole, AHS is a fine company and I'm satisfied with them, but they have a couple of issues and have to improve.

The first time we submitted our water heater claim with American Home Shield, it got denied due to the pressure at the inlet. A second guy came out, took a look at it and the pressure was fine, so he said it was probably due to the time they did it, since it was around 5:00 at the end of the day, and a lot of people were putting pressure on it so it was higher. He said it was covered. After that, everything went well. Their contractors were thorough, fast, good, and did the job. I’d absolutely recommend them, and since this policy is on a rental home, we’ll purchase their services for our main home as well.

My washing machine needed repair so I submitted a claim to American Home Shield. The repair went fine and the contractors were great and very knowledgeable. They did the fix within an hour and a half once the parts got in. However, American Home Shield did not let them order the parts needed on their own, they had to get the parts from Home Shield. If AHS didn't have that policy in effect, I could have gotten the repair done in two or days. I was without a washing machine for a week and a half and had to go use the laundromat twice while waiting for the parts to come in.

The AHS plumbing vendor installed a new water heater just over a year ago. So imagine our surprise when we receive a report from the downstairs condo owner that the water heater was leaking into their unit causing drywall repair that I now have to pay for due to the shoddy work. There has been no offer from AHS or the vendor to pay for this additional drywall cost due to their vendor's shoddy work. The leak was reported to AHS last month and the same vendor that was sent a year ago was sent again. After a second opinion, it was determined the water heater was faulty and needed replacing... Gee, imagine that. Almost a MONTH later from the initial notice on 9/16 the water heater was installed but the story does not end there. Given this new installation by this vendor was faulty (just like the first one), we received a report today from the downstairs condo unit that the new installation is leaking.

I sent written information to AHS about this situation through their contact form, twice with no response. So to summarize, 2 water heaters installed shoddily - the faulty installation of the 1st water heater resulted in additional downstairs condo unit damages that necessitated an additional $75 service call, a $45 disposal fee for the 1st faulty water heater installed that the vendor would not waive because he said AHS wouldn't pay for the disposal fee. This water heater installed just over a year ago resulted in over a $1,000 in costs to me to have AHS install another one. AHS used to be diligent and hire good vendors. I have been a client for over 15 years and will be looking for another company for all 4 of my property warranties if they do not make this right.

Right now they repaired the saltwater pump for my pool and this is the third time I'm calling them to repair it. Some of the repairs are substandard. I also called to get an air system repaired and they said there wasn't enough walkway which there was because how else could they install it? They end up saying they couldn't do the job so I had to pay for that myself. So for the fourth house that I just purchased, I got a different warranty company.

Our AC went out last Saturday and I immediately placed a service request with AHS. They sent out the request to a company that only works Mon-Fri. I didn't get a phone call from anyone until Monday afternoon and they didn't schedule the service appointment until Tuesday between 6pm-10pm. The tech showed up right at 6 and I told him what the situation was. He said he would try to fix it. After getting the AC running, the tech burned out the thermostat and the AC wouldn't start again. The tech stated that if he couldn't fix the problem in 20 minutes then he couldn't fix it at all. In the process, he also made us turn all of the fans off and we had to stay quiet so he could "hear if the AC was turning on". He was rude and disrespectful. He told us he had to get a second opinion. The next person the warranty sent out was an electrician, why I'm not sure.

The electrician stated that all electric circuits were fine. Then, the service request was sent to another AC company. By then it was Friday. The tech came out, told us that the first tech miswired the unit, he burned the thermostat and miswired that too. Every time we call the American Home Shield it's the same story, that they can't do anything without a final report from the contractor. They haven't helped us in any way to get the AC fixed or at least keep us comfortable in the meantime. They offered us $100 reimbursement for whatever purchases we make after we submit any receipts that need to be reviewed. One of the supervisors I spoke to said that they can't do anything during the weekend because business hours are Mon-Fri. In the meantime, it's in the 100s in Phoenix where we live, and we have nowhere to go but stay at home with the thermostat showing 95 degrees.

Because my AC didn't work, the air conditioner people came on Tuesday of last week and they said it's electrical. So I had to contact AHS again, but the electrical company they assigned me to only came to the area I live in two days a week. So I had to sit back and wait until they were available again on Thursday. My biggest complaint is amount of time on hold when I want to call in. I had to call twice because each time I had to find out why it was taking so long and I had to wait for the part to arrive and whatnot. And each time I called, I was on hold for almost past an hour. Their companies were fine. The communication with their companies was very nice and no problem. But their company was the pits. On a piece of paper I put down the time I called and the time that it was picked up. So you really have to either hire more operators. It's outrageous that people have to wait so long.

I also needed a confirmation number. I must have called the air conditioner guy ten times and he was still on hold trying to get his confirmation number. So it's just not the customers on hold, but also the people who are trying to do their job who are trying to get confirmation numbers. They're on hold. I spoke to the air conditioner man at 9:00 in the morning and I said "Is my part in?" and he said "No, I dont have the confirmation number." I've been on hold for the last hour already so I called back at 10:00. I said "Did you get the authorization for the part?" "No, I'm still on hold." You understand?"

It could have been a two or three day job if it wasn't for the amount of time that I spent on hold. I understand they need to cut down their wait time for tech people and they need to cut down their time for customers because it's outrageous and it's a shame because I pay good money for the policy. I've used the company for a few years and it's never been this way. This is the first year it's gotten bad. Now I don't know if they fired everybody except for two people working there. I would recommended the people who did the work. Once I got a person on the phone who was very sweet, nice and knew exactly what was going on. She was able to take care of what I wanted. And I did it the proper way. I made the appointments online but they need to work on answering their telephone. Any other company they have called would have called the Better Business Bureau by then.

This has been the worst experience ever. I got this warranty because I thought I would have a peace of mind and help me when something breaks down. I have been dealing with this for over a week now and it takes at least 40-45 minutes to speak to a real person. I made claim online over the weekend for a house that I have rented to a tenant for a plumbing issue. A service tech class me at 8:45am on Monday and says he is outside of the house and nobody is answering. Like most people, my tenant works for a living. I give him the tenant's number, which he never called. When I call American Home Shield so that they can come back out they said that I missed an appointment and would have to pay $75 before they can come out again.

NOBODY CALLED TO MAKE AN APPOINTMENT, THEY JUST SHOWED UP!! After I explain the situation over and over again they refuse to help me and a supervisor just calls and basically tells me that there is nothing they can do and doesn't even give me a call back number. So I had to call the 800 number just so I can wait for 40 minutes and when I finally got a hold of a real person, they point me on an additional hold and then finally to a voice mail. Issue is still ongoing. BE AWARE. STAY WAY FROM AMERICAN HOME SHIELD, it's nothing more than a scam!!

I thought the water softener was leaking, when the contractor got here he did a series of tests and determined that it in fact was not leaking, the water on the floor was possibly due to condensation. He was right. At the time I was worried, but I never had water on the floor after that. He was professional and obviously knew what he was doing. Very glad he was honest.

American Home Shield's service has been great. I had to have an air-conditioner repair every year, and the people they've pulled have been absolutely wonderful. I've also had plumbers a few times and they've been great, too. I just recently moved and would be interested in entertaining a policy for my current house. I have some complaints, though. On the current policy I have, they don't cover free-standing appliances. I had to pay to replace a refrigerator in May. Also, I put in a service call and I said I have two things and they charged me for two service calls. It was for two garage doors and the operator charged me for two different service calls, and that irritated me. It seemed to me they should have just handled them under one. However, everything else has been good.

We submitted a claim with AHS for our garbage disposal. They came out right away and fixed it. Their representatives were fine. But the only problem was it stopped working 3 weeks later. They came back out and fixed it but they said, "Well, it's only 19 years old," and they weren't about to replace it so we just went out and bought a new one because it could turn out that expensive than to spend $75 more than once. We were disappointed that they wouldn't replace it because if it happened twice in 3 weeks, it was just going to continue to happen. If more than a month goes by, I have to pay another $75 that would have been $150 on a 19-year-old garbage disposal. So, in that respect, we weren't happy because we felt it should have been replaced like American Home Shield agrees to or claims they'll do it. But the people who came out were nice, pleasant and efficient and the service was good but the results weren't what we wanted.

American Home Shield came out once to repair my water heater and it lasted a little longer. Then it went completely and they had to replace it with the same brand because it should have been covered under the warranty. But they didn't have any in stock in the state and wouldn't substitute a different brand, so I wound up having to wait. Several days went without me getting one so that was a bad experience because the water heater wasn't at its lifetime warranty. But in the end, they replaced it.

And yesterday, I called because I'm having a problem with the new hot water heater and my dryer has malfunctioned a bunch of times. I was hoping I could get these two issues done with one claim. But that's not really working out for me because there will be two different vendors. So hopefully, we can just coordinate the times on them. I did get an email back from them saying I'd be called. And now, I got a call from one vendor to set an appointment and I'm waiting on another one. It's hard to get a real person when I call them and I was put on hold for an hour. The website isn't so bad to place service requests but if I have to call back and make changes, I can't update stuff on their website. So overall, it's nice to have a home warranty available, but it would be nicer if it's easier to use.

My daughter has been with American Home Shield for the longest. Every time my daughter couldn't get off from work, she asks me over her house when she has problems with her appliances. I'd go over there and I watch guys from American Home Shield. They're very polite, and they go right in, see the problem, and fix it so fast. I went over there three different times over the last year and a half, then I told my daughter, "I like these guys." She said, "Daddy, you ought to get in, too." That's what lured me into going with them and I've been with them ever since. She talked me into it and I've been pleased.

I had an air-conditioner problem, and they'd come out several times within the next two days. The guys were very knowledgeable, it's amazing they found what was wrong with it and fixed it right away, so no more problems. I was very pleased and impressed with their efforts. They were very sharp individually. In fact, I asked the guy in charge to give me his name and I went online and filled out a survey on him. Very much the best I've seen. I've already recommended them to my brother-in-law. I told him how great they are. AHS is a top-notch company. My experience with American Home Shield is not so good right now, I keep getting conflicting information from them. I called them when the air conditioning upstairs wasn't working. They came and put some freon in it and then I paid them $100 for the service charge. So when my unit downstairs wasn't working later on, I called them and they said "well, we'll send someone out there and there will be no charge." So when the contractor came out and fixed it, he did not give me any paper or anything to sign.

I had been gone because my wife has been in the hospital. But when I came back, American Home Shield is sending me a bill for $100 from the mail. I called them to see why they're sending me a bill for $100 when the young lady on the phone said there wouldn't be any charge, and when they came to fix it they didn't give me anything to sign or any paperwork at all. I really hate to get on the phone to call them and straighten that out cause somebody tell you one thing and then somebody else would tell you something else.

I didn't have any problems with my air conditioning unit upstairs when the contractor checked and put freon in the unit. But, he didn't really check anything else so I had to call them back again. If he had checked it, he could have fixed it all at one time. (I probably have to pay an extra $100 now for something that he should have looked at before.) But I didn't really have any problem with the contractor, the guy came on time and fixed it and did a fantastic job. What I find strange is that after he's gone, I'm getting billed for the service charge which would have been something upfront and I would have paid it.

It's been a long problem with the American Home Shield dealing with people. One would tell you one thing and somebody would tell you something else. It was one thing when you talk to somebody in Tennessee and they don't know what somebody in Atlanta told you. And then they have to go back and listen to what the conversation was. And when you call them on the weekend, nobody can make a decision and you have to wait. It's been problematic - the education of the technicians who take the call. I wouldn't recommend them to a friend at this point because when my contract is up, I'm gonna get me another warranty company.

Recently, my built in electric oven stopped working while I was using it. I was going to make a quiche and let the oven cool for a while. When I went back to get stuff ready, boom, there was nothing. My husband then went down the basement and tripped the fuse box but it didn’t help, so I submitted a claim with American Home Shield which was a hard process since I couldn’t get through the line.

When I finally went in, I asked the rep if the problem would be covered, and she told me yes so I was put through the process and I explained the situation to them. They were very kind, professional, and did what I asked them to do, and this new contract has been wonderful as the contractor I had was a more local guy that other people I know have gone to for repairs without warranties, and they said it’s an honest business. I felt very comfortable being home alone with the guy in my house, and so did my husband. He even said that the contractor was a nice guy, and he did what needed to be done.

However, the previous contractor AHS sent me to service my other problem was supposed to do something else, then he walked out of the house so I wasn’t happy with him, it was on our previous contract that we cancelled. I didn’t feel comfortable with him too, so they put me on to Sears which wouldn’t come out until the 28th and I was unhappy. I also couldn’t understand what the guy was saying when he called, so I called back in when they were going to come out and asked them if they’d go back to the guy who fixed my washer, dryer, and fridge, and they agreed to make the switch. After that, I felt really comfortable since I was going to be alone in the house again due to my husband going back to work, and I’m cynical about people that I don’t know coming into my home.

AHS is willing to work with you, if you can get through the phone lines. I read through my warranty, and I couldn’t find where it said “built-in oven”. I wanted to make sure it was covered, and somebody should confirm that it was, thus the need to get through the phone lines. Other than that, their service is great, and I love that they’re willing to send a more local guy instead of a stranger. Though their phone services need to improve, I’d still recommend them to anyone.

My nightmare started when my Fridge broke down and I put in my service request (July 27 2015). The worthless contract company that was bestowed onto us was Beyer Appliance in AZ. They sent a Jr. Tech who was not certified to check freon or any part related to my fridge, he simply showed up and said "it's not getting cool". He never explained the next steps. He then left and never entered his report to AHS which I found out after sitting in hold with them for 40 minutes. I was told to call AHS 24 hours later to check on it. AHS said I was responsible to call the appliance company, so I called them and they said they would get the report in by noon that day. Noon came and went and I called AHS and sat on hold for another 40 minutes. They told me they never got it so I was to call again (day 5 without a working fridge). So I called and they added a note for the tech to enter his report.

I called AHS that night and they called and left a message with the appliance company. The next morning still no report submitted and I had to call both companies again. I finally got the appliance to enter the report. So now they said I had to have someone at the house between 9-3 for a 4-hour window and they only work weekdays so we had to take off work. Well that day was 1 week later (11 days without a fridge) the Sr. tech called out sick and instead of letting me know the appliance company sent the same Jr. Tech and he was still not certified to do anything in my fridge. So I had to reschedule. I called AHS and said this is unacceptable and they owed me a new fridge and they said there is nothing they can do because they had a company working on it. We ended up having to buy a new fridge with our own money because AHS would not buy one.

So now 17 days and 2 days off work later we had the appliance company come and pick up our fridge and keep it to work on it. I called to complain my case to AHS at which point I was told "that sucks, you're being screwed over but that is on the appliance company, call them", such great customer service. So it is now Sep 19 2015 and the appliance company still has our fridge, AHS will not say it is broken and they will not pay for our fridge, we were forced to buy. AHS has been no help with the appliance company and it has been entirely on our shoulders to coordinate between the 2 companies who do not contact each other at all on behalf of the customer. I have received no help, compensation, or apology from AHS for this 2-month long train wreck known as the service request process from AHS.

Be warned that if you decide to go with this company, you are entirely on your own and at the mercy of the lottery pick of a company they pair you with. I feel more secure saving the $40/month and simply knowing I will have to fork over $2000-4000 for the most expensive thing this warranty "covers" than go through this again. They do not actually have you covered at all. I am still out a fridge, $2000 for a new fridge, the wait time, 3 days work, and 3 months of payment to AHS (you have to continue to pay if you want your fridge fixed even if they can't actually fix it). AHS with another far less than satisfied customer.

Their contractors call and to inform us on-time when they’re en-route or if they have difficulties getting there. They are usually on the spot with the repairs as well. I haven't had a problem on that regard except with the one that repaired my air conditioning unit who left a big rusted trap against the water. I had a problem with our washer which we called in for a claim with AHS recently, and the contractors they sent were pleasant, respectful of our property, explained what's going on, and didn't leave a mess.

I just called American Home Shield and submitted a claim for my refrigerator, but I had to wait a week and call back again because no one ever showed up or called me. The contractor said he was supposed to call 30 minutes prior to arriving because they only give you that timeframe but I never got a call. I ended up calling right at 5 o'clock when he was supposed to come. The company was closed when I called so I left a message on the answering machine and he showed up about a quarter after 5. He came in, looked to figure out exactly what was wrong and the part was exactly what he said it was going to be and what it was going to look like. My fridge has been fine since the repair.

Aside from that I had water leaks. The first one was in the basement, and the second one was on the second floor. The one down in the basement was a shower that they had to cut holes in the ceiling to fix. The leak from the second floor, which was from the toilet, dripped down to the living room. For both instances someone was supposed to come out and fix the drywall but never showed up. Six months later, I called them and said "What about the drywall?" and what I got was "Sorry, we can't find a contractor in your area. If you go ahead and fix it, we'll give you check." I had it fixed but I haven't seen the check yet.

I have been very disappointed after being AHS customer for last 15 years. What happened is my AC broke down and I requested a service request and after a whole week of wait a technician showed up. After he inspected the whole system he conclude that my outside condensing unit has coil leak so he recommend the replacement and he is going to submit a claim with AHS. Next morning I received a call from AHS that they have declined the claim to replace the condensing unit due the fact that leak is caused by the impact and impact damage is not covered under their policy, whereas factually there is no impact damage on the unit. AHS made up the story to decline the claim.

I ask them to send someone for second opinion and the next day another technician came out. After his inspection he concluded that outside condensing coil has no impact damage leak but the valve of the unit has a minor leak and he can fix that but according to his finding evaporator coil in the attic has a major leak and cause of the leak is unknown and requires replacement so he will submit a claim with AHS requesting replacement authorization. He also left with me his written findings and opinion. Later I received a call from AHS and declined the submitted claim saying they are not going to cover the cost of the repair because evaporator coil leaked due to lack of maintenance.

What they have in their mindset is make up something to decline the claim so they don't have pay to cover the cost of the repairs. My point is even though the first technician misdiagnosed the issue they declined that coverage by saying the condensing coil leak is not covered due to impact damaged. Since the condensing unit is out the house that's the story they came makeup is impact damage but the second opinion finding suggested condensing unit doesn't require replacement but the evaporator coil in the attic needs to be replaced so they made up a story that leak in the evaporator coil is due to lack of maintenance therefore it's not covered.

They like to collect the monthly premium every month (in my case for 15 years) but when it comes to pay for the covered coverage they find a way to decline it which is very unfair on their part. I decided to post this for public awareness as it's not worth it to buy coverage from the company which doesn't pay the claim. I hope this post will open people's eyes to start looking for another company who likes to pay for the covered repairs.

Services was rendered from Beyer Boys A/C that provided time efficiency, and excellent services. During the technician trouble shooting the A/C compressor was discovered of having a slow leaking of refrigerant due to brass/seal caps not properly restored securely which contributed to the loss of three (3) pounds of refrigerant. This was a total shock of discovery. A service call was placed with AHS on April 17, 2015, Dispatch number #**. AHS sent A-US Air Condition of Texas LTD to service our home and A-US Air Condition reported two (2) pounds of refrigerant low and refilled at our expense due to warranty policy coverage by AHS.

It is apparent that A-US Air Condition service work turned into a complete sloppy job in restoring my A/C compressor parts back together securely.

Why as the customer are we being responsible for A-US Air Condition Company lack of service? Where is the reliability of A-US Air being reliable in completing a professional service? As the customer you are telling me to double check the service technician from A-US Air Condition Company and to put my life at risk to verify all nuts, caps are screwed in property within 90 days as a Recall? How is it possible to know a Recall is needed from A-US Air Condition leaving our compressor unsecurely sealed which caused slow leaking refrigerant from the compressor?

In my view A-US Air Condition failed AHS as reliable service provider to their customers and we are the victims who pays the cost of $510.65 as out of pocket expense. Is AHS stating a Recall is needed now from the recent services by Beyer Boys A/C to have our compressor replaced due to continued loss of refrigerant every 3 to 4 months now? How is it possible to avoid this kind of unreliable service? We have been very satisfied customers for about twenty years now and as of today we are very unhappy customers due to incur unnecessary expenses.

Being a AHS customer we feel this is an issue of negligence by the previous company A-US Air Condition Company and should be taken into consideration based on the services were performed back in April 2015 which was left incomplete. Therefore, we are requesting reimbursement on the services done on 9/7/2015 in good faith in providing quality customer services as our warranty service provider with AHS.

Our gas water heater in our garage was 11 years old and started leaking. I called AHS. They sent me a company by the name of CNJ Services. They called the next morning, came out, and were here about 45 minutes. Most of the time was spent trying to bypass the hot water heater so it could be drained and our water could be turned back on. While here, they said we had drywall damage from the water and contacted another company by phone to come over for that issue. They came out, cut drywall out, put dryers on and said our home owners insurance should take care of that. Wow, it all happened so fast. My head was spinning. Two days later CNJ calls and said they could come put the new water heater in but I would have to pay an additional $455.00 to bring everything up to code before they could install the new water heater.

They gave me a list of all the parts they said would be necessary to change to bring it up to code. I said it did not sound like I needed all the things. They said I did and I told them I would call my plumber. My plumber came out and said he could reuse most of my old parts and all the items they were charging me for were not needed. Long story short, my plumber installed a new water heater reusing some of the old parts and a few new ones. So AHS wanted $455.00 plus the $75.00 service charge to install my water heater. I called AHS for a cash-out and they said they would only give me $230.00 plus I had to pay the $75.00. I told them that was an insult.

So what good is AHS insurance? I pay them $572.00 a year in monthly premiums. (We have been with AHS for several years.) Now they wanted another $455.00 plus the $75.00 to install our new heater. Not to mention I still have the drywall repair which they now say they will not cover. Two of their representatives that I talked to earlier told me they would cover the drywall damage. So now I have paid $600.00 out of pocket, and still have drywall repair to pay for, and a $ 75.00 service charge to the first plumber who came out to assess the job. For all of these expenses they are going to give me $ 230.00. What a screw job. My advice; avoid American Home Shield.

About 2 months ago, I had reported to American Home Shield (AHS) a leaking washing machine. AHS sent a vendor (1) who was unable to fix the problem but vacuumed out the water from the washer pan and left. He indicated he did not have much time to look at the machine because AHS had given him many customers beyond what he could manage.

End of August 2015, while on travel abroad, I received a call of a water leak from my unit causing secondary damage. When I arrived home, I found out it was the washer leaking. I reported the problem to AHS, and they sent another vendor (2) to look at the machine who recommended that a plumber be called look at the drain because there could be a stoppage. The plumber came to examine the pipes and indicated the drains were dry and this was a washing machine issue. The plumbers actually turned on the machine and verified that it was a washer issue.

The washing machine vendor (2) was recalled and insisted that he could not find a problem with the machine, and still insisted on a plumber. Vendor 2 did not even turn on the washer to verify the source of the leak upon my insisting. A different plumber came to look at the machine and still confirmed the problem that this is the washer problem not the drains. The washer was still leaking badly causing secondary damage and neither the vendor nor AHS treated the matter with urgency since AHS does not deal with secondary damage.

AHS called another washing machine vendor (3) to look at the machine and who acknowledged the problem was with the washer and recommended to AHS that the machine is old but is missing a serial number, therefore should be replaced. AHS insisted of sending another vendor (4) to look at the washing machine because this vendor can fix machines without knowing serial numbers; it seemed like AHS did not trusting the vendor (3)'s recommendation to replace the washer. Vendor 4 does not seem to have great customer service and is angry at me that I did not call him back when I did not know that I had to call him back since I had just dealt with vendor 4 a few hours before. The washer issue has now moved to the third week and has not been resolved yet. AHS will not serve me until vendor 4 looks at the washing machine! I have to do my laundry at the laundromat.

AHS Customer Service has refused to listen to me, has treated me unfairly several times, and upon request to talk to the supervisor regarding the washing machine, I have been told that the supervisor is not available to listen to my problem, and what AHS customer service is doing is procedure by me being tossed from vendor to vendor more than 5 times as AHS refuses to take responsibility of my washing machine. I even have the names of the customer service representatives I have talked to. I have been a loyal customer of AHS for 14 years and this is the service I am receiving. I am in the processing of finding another home warranty service, but the secondary damage is going to cost me out of pocket due to negligence of AHS. Very frustrated with AHS!

Our air conditioning unit began leaking 5 days after we purchased our new home. No worries, we thought, we have the home warranty. I first called them on a Saturday of a holiday weekend. After waiting almost an hour, I finally reached a human being, who said that the soonest she could get a repairman out was on Tuesday. I stated that by then, it would leak through the ceiling, at which point I was informed that they would not cover that damage. I stated that I could get my own repairman in before Tuesday, which would prevent the damage to the ceiling, get our house cooling sooner (it was 100 degree temperatures), and prevent my senior citizen husband from risking injury by crawling in the attic trying to mop up the leak.

I was informed that they would not cover any repairman other than their own. I asked to speak with a manager, who told me the same things. I asked to speak to her manager, and was told I would be called back, which never happened. They finally got someone here on Tuesday evening. The guy stomped around making statements like "They won't cover this", and "I don't know what's wrong", did absolutely nothing to fix the problem, and said he would be back in a day or two. Since then, the water has leaked through the ceiling, causing a hole and damaging an adjacent wall.

Here are my specific complaints: 1) I have called them at least 6 times (once to try to cancel the warranty). Each time the call wait time was at least 45 minutes. 2) They are not employing contractors to handle emergency situations. People need warranty services during the holidays, and they should require their repairmen to be available. 3) The repairman they sent did not do anything when he finally came, and made a vague reference to when he would come back, leaving us without AC for a week during 100-degree weather. 4) They would not allow me to hire my own repairman, which resulted in preventable and foreseeable damage to our wall and ceiling. This damage is entirely their fault, and they will not pay for it.

    5) When I tried to cancel this scam, I again waited 45 minutes to speak to a human, at which point I was informed that I would have to talk to their "retention department", that the wait would be excessive, and that someone would call me back. Of course, I never received that call back, or my refund of the premium. This is by far the worst service I have ever received by anyone. I will be looking into filing a complaint with the Attorney General's office, as well as informing AARP of their shoddy business practices, which endangered us.

I was searching the internet for a home warranty company, and found out that American Home Shield's ratings are number one, so I decided to have them as my warranty provider. It's very easy submitting a claim online, however, it only allows me to request a certain service, but doesn't give me the opportunity to tell them what's going on. So far, the contractors that they sent have been very competent and knowledgeable of the issues that I've had, and were able to fix them.

I had a ceiling light fixture that the technician thought he repaired, so he left my home. When I checked it, it worked, though sporadically. I called the office, he came back immediately. He checked with his boss, then got a new fixture. My light works beautifully now.

The contractors have always been very nice and professional, and they have always fixed whatever we've needed at the first try. We've never had a problem with any of them. My biggest complaint is that we can't always get the people that we had gotten previously for the same repair. I don't know if that's because they come off of their roster or if it's just that. I don't know how that works but it's nice to have that consistency.

I've had American Home Shield for about a year and a half now. The claim process was so simple, they made it really easy. Most recently, they had somebody come out and fix my dryer. The guy came in, had the part in his truck, then he fixed the dryer. We paid him then he went on his way. Last year, they also came and fixed my heating unit on top of my house and put a new computer board in it. They also fixed my Dacor oven, put a new computer board in it and a new door or a new window in the door that had cracked. Furthermore, they gave me a new dishwasher and a new stove top. The technicians they have sent have all been very nice, polite, and professional.

I'm totally happy with AHS - it's a wonderful company and they're doing a great service for the homeowner. My son recently bought a bar and I thought having AHS policy would be good for it, especially for the walk-in refrigerators, air conditioning, heating, etc. I would totally recommend AHS. One time I even made a comment on a website about them. Somebody then emailed me back, saying they had a bad experience with AHS. But his stuff showed a bad wear and tear whereas our appliances, though we have had them for a while, looked like new. That's probably the difference of taking care of things and something going wrong and being abusive to it.

The old roof unit wasn't lifted off, it was ripped to pieces and thrown off the roof into my yard. The $500 deductible ballooned to over $800, plus $188 additional in vet costs to rescue my cat. Appalling behavior and abysmal service. Plus the replacement unit was the cheapest they could find, guaranteed to fail in 10 years. I dumped AHS like burning coals.

AHS' claim submission process is fairly easy. I recently filed a claim for my stove. The contractor was very informative - he came out, told us the problem, and when he came back, he told us that they couldn't fix it without having something rebuilt because the part couldn't be replaced if it went out again. AHS gave me money to buy another stove and they sent a check as soon as I sent them the receipt - it was all very easy. (The amount didn't fully replace the stove but at least it helped.) I've recommended AHS to others and around four of those people also signed up with them.

The only disappointment I've ever had with AHS was with a plumbing claim. We had the wax seal wear out on the toilet and we don't get real hot water anymore. The guy came out on Christmas Eve not dressed to do any work, just a clipboard, and told me that they don't cover my issue due to the grout and the tiles. The water heater is also not covered as long as we have any hot water in the shower. A friend eventually came over and in 20 minutes had put the seal back in, however we had already paid the $65 to the contractor. AHS sent out the same contractor when my daughter also had a plumbing problem and the contractor did the same thing. So my daughter called AHS and requested that she be sent a different contractor. They did and the new ones fixed her plumbing issue. I do not ever want that first contractor in my house again.

When we did it, my washer became noisier. I thought that we should not have thrown it away and that it should have just been replaced. He then had to get a part, and had to come back a week later so it was a big hassle.

So, as far as that one experience goes, it wasn't so great. But, as far as American Home Shield goes, it's my fault for not notifying them that I didn't think that the technician I got was the appropriate one for this area. My dryer broke and I called American Home Shield. I was told it would be two weeks before the technician could fix the problem. Okay, that seems a little excessive but I went with it. I was also told that the tech would be at my house between the hours of 8 am to 5 pm. That is not going to work as I and most people work full time jobs and if you are not there you do not get paid. I call American Home Shield and tell them this and I was told that the tech would call me on my cell phone when he was one hour out. I pull into my driveway around 3:45 pm and the guy is in his van getting ready to leave. He gets out and tells me he has been trying to call me. I ask him, "What number?" He gives it to me and it is the home phone. No wonder he can't get a hold of me. I am not at home but at work.

He comes into the house and looks at the dryer. He does not have all the parts to fix it, the dryer is approx 12-14 years old. He calls American Home Shield and asks to replace it. The total bill to fix this 12-year old dryer is 723.12. American Home Shield tells him to fix it. He orders the parts and tells me he will not be able to be out here for two more weeks. So I will have been without a dryer for a little over a month. I paid around 300 dollars for this dryer 12 or so years ago. It will cost almost 800.00 to fix it. The technician's service was outstanding but the customer service from American Home Shield was no doubt subpar. I could go on but this is enough. Well below subpar customer service.

I've had many arguments with AHS over the phone. I've dealt with them for almost 10 years now because my husband is just bound and determined to keep them, he just won't cancel them. There was one time we needed an air conditioner replaced, it was $4,000 and yes, they did pay for it. But everything else since then, I have argued and argued with them until I was blue in the face.

Our recent claim was with another air conditioner. I just called them, told them what was going on, and they sent a request to the contractor. Unfortunately, it took them over a week to respond, so we didn't have air conditioning for a week. That wasn't too great. And, we did find out that American Home Shield doesn't pay for some things with the air conditioner, which I wasn't too pleased about. That has happened several times with AHS, that they don't pay for a certain part.

I have tried to convince my husband to cancel them many times throughout the last several years because it just really ticks me off that they won't pay for a certain part attached to the air conditioner, which is really part of the operation. The gentleman that came out said that's just the policy of AHS, and I said, "the part that we eventually will have to replace is very expensive," and he basically said "you're going to have to replace the air conditioner at some point, so he's just basically saying that AHS won't pay for that,

The air conditioner has not been repaired. We have to call them whenever this problem happens, and it's usually about twice a year, and they come out and end up doing something to it that's basically just patching it up to keep it going, and they put more Freon in. The Freon is leaking, so we have to end up spending money to get Freon put back in it. We've had other contractors come out to try to find the leak, but they couldn't find it, and they say that that's typical of all air conditioners. Even though the house was built fairly new, we had to pay a lot of money out of pocket for all the updates that they had to do in order to put the unit in.

The contractors have been fine. They've been very honest. I get pretty mad at them sometimes but I know it's not them, it's AHS. The contractors will be very honest and share their frustrations because the customers get mad at them, but it's not their policy. I even had one contractor come in because there was something wrong with my dishwasher (it was all corroded) and the contractor just point blank looked at me and said, "it looks like it's burned out. You'll get a new dishwasher." He was having a bad day. He was really pissed at AHS because he had been raked over the coals by I think almost everybody he had seen that day.

I've heard from other contractors sharing little things here and there, that a lot of contractors are pretty irritated with AHS, and that AHS is very cheap in what they offer. It's only certain brands and appliance parts they replace, it has to be this part of this appliance. For example, if it's just a hose, then no, they won't replace it, and they really get nitpicky. What they cover is not great. If the air conditioner has a fan that's on the outside of the unit, then they won't cover it since it's outside. And even though the contractor says that that is part of the air conditioner, he's really sorry, but unless there's something inside, there's nothing he can do about it. He has to charge me several hundred dollars for the cost to replace it.

That's what I don't like about them because they know darn well what is wrong with some of the appliances and what pieces attached to some of these appliances that are really problems, that have to be replaced every maybe three to five years, and they don't cover them. I had a technician come here and tell me the same thing. He said, "They're not stupid. They're not going to cover a little box or a little hose, because those things go out a lot." I guess they know how to go through the loopholes with the appliances. They know what and what not to cover, which gives them the most profit and makes us pay for the rest. Overall, I'm not thrilled with American Home Shield.

Every time I used them, other than that one time, they gave a very quick response and they do what they say they were going to. It brings peace of mind to know that if something breaks, all you have to do is call them and it gets fixed for a set price. Overall, AHS has been excellent.

When I submitted a claim for my water heater, the first AHS rep that helped me could not find anybody that can take care of the problem right away. Even though I said that my room is flooded, the vendor that they sent me could not be in my house right away. I have to wait for a couple of days. Since the water damages were getting more, I called back the customer service and finally got another rep who was able to help me find someone that can go in my house right away. The second rep said that they were going to cancel the appointment with the first vendor and I didn't have to do anything. However, they ended up not cancelling the appointment with the first vendor. So, two vendors showed up in my house and both of them charged me $75. The first vendor claimed that nothing was cancelled on their end. Despite that, I still like AHS and I'd recommend them.

When I submit my claims, I usually call American Home Shield and they charge me $100 even though they didn't touch anything, which isn't fair. I pay it but I think it's not right because I have full contracts with them on four different units - a house in California, and a house and two condos here. I love AHS but I have two more complaints in addition to this. One thing is it's impossible to talk to a human being, everything is either automated or you have to wait for half an hour to talk to someone. I had questions about the billing and I had to wait for twenty minutes for somebody to get on the phone.

Another thing is even though I'm on automated pay, sometimes they keep on billing me and tell me "You owe money, otherwise your service will be cancelled." I had to get on the phone and tell them, "I'm on automatic credit card payment, why are you sending me these bills?" Although they apologize for it, it's not acceptable for a big company like American Home Shield. I monitor everything online I see everything has been paid correctly every time. I have the full year registered. I check my credit card almost everyday and I see whatever they charge have been processed. If they can rectify these, it would be great.

Other than these things, I had a good experience with them on a plumbing issue I had before. They came and tried to take care of it but they were not able to fix it. I had to call them again, they came back and fixed it. My most recent claim was last August. I was out of town and there was water in front of the utility to all of the air-conditioning units when I came back in August. I thought it was leaking from the air-conditioner so I called American Home Shield. The repairman came but told me it's not that. Based on my overall experience, I'd recommend them.

It went out Saturday and I didn't want to wait until Wednesday to have it fixed.

I called, then a local vendor called me back and showed up the next day. An hour later, it was all done. Every time I've called American Home Shield, everything has gone perfectly smooth and fast. It's been great. I've recommended them to several friends who I care for and those who have joined us at AHS have been more than happy with them.

I recently submitted a claim for my garage door with American Home Shield and they were really good. The contractors they were suggesting to call us called right away, and I explained to them what was wrong. They diagnosed the problem over the phone, and explained that they’d verify it after. However it’s not covered and I’d be the one responsible to pay for it, and they explained to me the parts that were covered and the ones that were not.

When they arrived, they were very professional, quick to respond, and did everything. I’ve never had to question what they think, or worry that they’re trying to rip me off. True enough the spring wasn’t covered which is no big deal. I paid for it, and everything was fine. They also came out a couple of times for my AC and fixed it. It’s been great every time, and I’ve never had to call back and say that they didn’t do it right the first time. I've been very satisfied with AHS. I keep renewing the warranty every year, and I plan to do so again.

The claim submission process has been okay. Most of them have gone pretty good but I've had 1 or 2 bad experiences with plumbing. A couple companies didn't meet up, like the last claim with the bathroom. Someone came in to change the hardware out, and now I have the bathroom shut back down because we're still having issues where the toilet continuously runs, and now my water is a hundred dollars. They pulled out the hardware out of there. I need to call them to have them come back out, and I need to find out what's the policy.

The problem with American Home Shield is that when it's time to do the repair work, they don't replace it with the quality that we had in there. They buy the basic minimum, and some of the service techs have verbalized that. Like when they replaced the faucet on the sink in the kitchen because it was leaking, the tech was like "Well, sir, we're just gonna go and buy the cheapest one we're gonna find."

Let me preface this post with stating that I have never before posted a negative review of a company on any social media outlet or public forum before. Having said that let me explain the absolute worst experience I have ever received with American Home Shield. We are new homeowners and asked that the sellers purchase a home warranty because many of the units of the home were of significant age. Upon purchasing the new home the inspection company notated that the AC unit was 20 years old and these units tend to have issues after that length of time. They recommended we ask for a home warranty to help cover any pre-existing conditions or the various amounts of issues that occur as these units age. Well, just as many of you may expect, the AC unit began making loud noises and our house was not cooling within only days of occupying the home.

After filing a claim with American Home Shield, my wife spent many days in the home in 90+ degree heat sweating and listening to the booming noise of our AC unit (not to mention the neighbors who we had just met also had to endure this). American Home Shield Upon sent out a technician from Eagle Air that said the blade and motor (that are 20 years old) needed replacement. No reason of the cause was given to my wife at the time of diagnosis other than that he would "need to contact the warranty company". 2 days later we received a call from Michael at American home shield who had perhaps the worst customer service skills I have ever encountered (I've worked in the retail industry for 8 years at a senior leadership level and never would this type of sarcasm and rudeness be tolerated at our company).

Michael proceeded to tell me that this is not normal wear and tear and that they would not cover the repair despite the fact that we had just moved in and this was clearly a pre-existing condition. Trying to remain professional despite his terrible attitude I read back to him a few excerpts from his company's website... American Home Shield claims "their real estate plans protect your house so you can focus on making it your home by gaining confidence and comfort knowing that your hard earned investment is covered by an industry leader... and that consumers should stress about potential undetectable pre-existing conditions (like lack of maintenance and mismatched systems. They're covered". Well, they are not covered in case you were wondering.

Not only was Michael's Customer Service the absolute worst I ever experienced, but the 3rd party contractors American Home Shield does business with seem to be incentivized to refuse claims. I say this because after spending 3 hours on the phone during my work day with American Home Shield I decided to call Eagle Air to understand their diagnosis. Upon speaking to their staff I received a different diagnosis than what American Home Shield said they received from the technician. American Home Shield said that the blade on the machine was bent and that was not normal wear and tear (once again, we've been in the house 6 days at this point and no major weather had come through nor was there any objects other than leaves in the bottom of the unit that I could see with a flashlight).

Eagle Air told me this was not what they communicated to American Home Shield but instead that they said the fan was "off balance" and not "bent". Knowing some folks in HVAC I then took the time to contact them and they came over within an hour to take a look at the unit. Upon looking at the unit they stated they cannot believe that they diagnosed the issues as a fan blade being bent or off balance. The real issue is the shaft in the AC unit is violently moving because the pre-existing wear and tear on the bearings is so badly worn. They stated this was blatantly obvious and that there is no reason why a professional HVAC company could miss that (even though there was no mention of worn bearings from American Home Shield or from Eagle Air.

So not only is this appear to be normal wear and tear for an older unit, but it is also a pre-existing condition. Both of which American Home Shield tells the public they provide home buyers "confidence and comfort" knowing they cover these scenarios. Needless to say, it was absolutely a horrific experience that has yet to be resolved, and as a consumer I have completely lost faith in this company's credibility, standards, and any values that portray to be important to them. I do not recommend doing business with this company unless you have a flexible schedule that allows you to spend countless hours on the phone with them jumping through hoops and arguing semantics of their coverages, you have an extremely high level of patience to speak with unprofessional staff members that handle their claims, that you can accept their 3rd party technicians are not competent in their diagnosis.

I tried to dispute this with their customer service unfortunately the matter cannot be resolved unless I pay the $100 trade service fee for the stoppage.

I paid the $100 fee and called to cancel the contract since I am not happy with the way AHS handled their business. The cost of repairs never even came close to what we paid and they do not cover most of the cost of old freon (which they state, just beware). The A/C unit in our rental house went out, of course over a weekend. The company came out on a Monday and fixed it. No problem there, until the unit went out a month later on a Thursday. Even though it was a repeat problem they had two business days to respond, which they took and scheduled a Monday visit. Since it was a rental house we told them we would have to meet them at the house, they said that was fine and they would call 30 minutes prior. I got there within 20 and waited an hour. When I called they told me the technician had already been out and left since I wasn't there. No one called to say "You are not here" before leaving.

We were told by the company that they were not sure when the technician could come back out and if we weren't happy they would be happy to cancel the service call. I waited 3 hours. American Home Shield was no help and insisted we stay with the company. We cancelled afterward. A month later the unit went out again. We had our own guy fix it within 12 hours. On top of that it took three calls (total wait time over 25 minutes per call) and one extra payment to get our policy cancelled. They were suppose to call us twice and never did. The third call they told me the cancellation was never processed.

When my garage door had messed up, American Home Shield sent a guy and fixed it quickly. They were also able to fix my garbage disposal and the water dispenser on my refrigerator. Everything else has been pretty good service until I had a problem with my water softening system. It’s been the worst that I've ever had with them and it’s still ongoing. They sent a guy who looked at it. I paid him the $75. He told me he’d be contacting me but I never heard from him. So I called American Home Shield and they said that they would try to get in touch with the guy. They never called me back too.

Another week went by and I called them again. They informed me that according to their notes in the computer, the guy was still waiting to hear from RainSoft which is the manufacturer for my water softening system. They said they'll call me when they already have an update from their contractor. Again, they never called me back so I called them once more later on that week.

They're sending now another company and they're scheduled to come this Thursday. We’re going on three weeks now. We’ll see what happens then. I don’t know how long that process will take if they have to order parts. I've been going back and forth and off work trying to wait on folks. I still got water leaking in my garage out of the water softener system. I sweep it out everyday because water doesn't disappear very quickly. I think American Home Shield needs to screen or track the contractors a little bit better.

Who knew? AHS sent first vendor after few days and he said it can't be fixed. Now I call AHS and they said "Well, we will send another vendor - MMAB Appliances." These guys were the real issue. They came after 2 weeks and then ordered parts to replace. After 2-3 follow-up calls with vendor and AHS they finally came after another 2 weeks and said "Hmm maybe it requires one more part." They ordered again but this time they never showed up for more than a month. In the meantime AHS never even had a courtesy to check on the service status. I called them again every 2-3 days but they kept saying "We will contact vendor."

After I got frustrated, they finally gave me to their supervisor on maybe 15th call. She said she cannot solve this issue and she is sorry for this and will escalate to vendor retention dept and they will call me within 48 hours and take care of the stove. It's been more than 4 months now - the only call I received from them is for collection of their monthly cost from me, which of course I stopped paying. After a positive interaction with American Home Shield, J. increased their star rating on Sept. 29, 2015.

    Updated review: Sept. 29, 2015

American Home Shield is a very good company with considerate, caring and professional customer service reps and authorization technicians. I rate this company 5 stars.

    Original Review: Sept. 10, 2015

My recent claim with American Home Shield was for a leak to an air conditioner vent. Although submitting a claim online was easy, it is not yet resolved. When the contractor came out last Thursday and took the grating off the air conditioning vent, he recommended that the aluminum housing and the pan inside be replaced. His company, Air Pro Master, would find out how much the part was then would call American Home Shield to secure the approval to replace it. I didn't hear anything from them so I called to touch base on the status. I was transferred to their customer service reps who said my file was closed out because American Home Shield denied the claim, which is impossible since the unit is a covered item.

The contractor got the claims messed up. They said that the air conditioner is in a casita, and things like cabanas and detached buildings may not be covered. The air conditioner is in an attached part of the home but in Las Vegas, they call it a casita. And now Home Shield thinks that it's in a pool cabana or an out building. The customer service rep didn't care much and got a little defensive saying their company dind't do it and that Home Shield doesn't know - I wasn't really impressed.

The rep finally called American Home Shield but it would take several hours to get something from them and get back to me. I'm still waiting if my claim, sitting here with a broken unit, and I can't run my air conditioner. It's in a bedroom and a bathroom so nobody can be in them because even though it's raining, its still hot there. I'm not happy with my experience and AHS is uncaring and impersonal.
