I'm a realtor and I refer every single one of my clients to American Home Shield. My overall experience with them has been excellent. It is always easy to submit a claim with them and I'm very pleased with the contractors they've sent. Some time ago, I filed a claim with them for an AC repair and my AC has worked perfectly since the repair.

My most recent claim with American Home Shield had to do with a clothes washer and dryer. I've had them for years and I haven't used them extensively but when I have to use them, the process was simple and easy. They're very cooperative and the technicians were reputable. If there was an issue, it's never been a problem getting them to come back and follow the steps of the contract. They've honored to the letter of it, so I've no complaints with American Home Shield. As a matter of fact, my two daughters are both using American Home Shield.
The technicians will work with us and give us suggestions for other things or how to avoid issues or things to watch out for with different types of appliances or equipment. The air conditioning group that they sent out when I have problems were more than helpful and gave us some recommendations that we implemented. Everything is running well.

I had put in a request on 10/28/15 for a slow water-leak from a water-softener. The plumbing company was supposed to contact me within 24 hours but did not. I called them subsequently and they came out and ordered some PVC parts and corrected the problem within 2 weeks of the initial call -- not acceptable to me. I had to call AHS customer service to email them in the interim as the plumber would not return my calls.
24 hours after the repair job, the water-softener started leaking and I called the plumber again and was told to call AHS for a new dispatch. The leak was from the new PVCs that the incompetent plumber had installed; AHS sent a dispatch to the same plumber. The PVC pipe broke and within 3 hours the water was flowing like a fountain in the garage. I switched the main off and called AHS and was unable to get any help. They said that the plumber should call me within 24 hours and that they could not guarantee if anyone would call me in the AM.
After going back and forth, the supervisor agreed to leave a msg. for the plumber that the leak had worsened. Next day was a Saturday and no one followed thru or called to come and rectify the problem. I have since corrected the leak by calling an emergency plumber and paying out of pocket. I will be filing a complaint separately against the plumbing company. I will cut my ties with AHS. The Representatives that I have talked to are unhelpful. They are not willing to make exceptions to pay someone to come in on a weekend or in the case of emergency. They do not follow-up with a customer as me and do not care about the quality as well speed of service. The quality of the contractors that I have used for electrical, plumbing and A/C has been below par.
I have sent emails to AHS making them aware of the above but have had no acknowledgement. I believe that the contractors in my area do not give priority to working with AHS. I believe a homeowner should be made aware of the problems that they may encounter with AHS.
Hello Hardeep, Thank you for bringing this to our attention. I sincerely apologize for any inconvenience. I will assign a case manager to contact you regarding this matter.

For the most part American Home Shield has been good. The only thing is when we used to live in Florida, when they come I have to give them a payment. But like in Florida it was so much less and it seems every year it goes up and up. It's now up to sixty dollars just for them to show up. That's expensive compared to Florida, I would just pay the fee for the year and it wouldn't cost me anything, but it wasn't American Home Shield though. For the most part we're satisfied other than the initial fee that American Home Shield charge. That price keeps going up. It's worth it as far as my air conditioning unit goes out. That's why we have it.

It was extremely easy submitting a claim with American Home Shield. Their contractors were very courteous and knew what they were doing and took time to explain things. I was very pleased with the job that they did. My garbage disposal went out and since the repair, it's been running great. My only caveat with them is some things aren't covered that I think should be covered for small appliances. That's probably something they went in with everybody on some of the things that they have to pay for. Other than that, I've really had a good experience with them.

Our most recent claim with American Home Shield was for the refrigerator three weeks ago. The owner of the company came and gave a price for replacing the compressor when what he actually did was just replace the thermostat. The only bad experience we had was during the summer when the air condition broke. It took them about four days to fix it. We actually had to stay in a motel a couple of days, and it was just bad because the secretary told us it would be fixed the following day. Then I called her back and I wanted to know what time she was coming here and she said it would be a few days later. But overall, they're pretty good.

Contracted with AHS for service. The first time that I tried to use the service for a hot water heater issue, the plumber did not show up after my husband had taken the day off to be available for them during the five hour window the plumbing company said they needed. If this is the type of service AHS contracts with, people need to move on to another home warranty company.

Submitting the claim for American Home Shield to service one of our water heaters was easy, I did it online. The contractor they sent was good. He seemed to know what he was doing, was careful, and clean. He was brought in to look at one water heater, and we have two water heaters side-by-side. He did also look at the other water heater and changed the temperature setting on it, he said it was incorrect. I don't really know much about it, and apparently one of them is supposed to be set at a lower temperature than the other. He went ahead and adjusted it so it would function more efficiently. Ever since the repair, the heater has been working fine.

They couldn't fix it so they recommended that we get a replacement. It was all within the same week. They contacted us and gave us a proposed replacement and wanted my wife to check it out and she did. They said it would come in about seven to ten days and it was there in two days. We had a different home warranty company before this, and we were not happy with them at all. These guys are really good. Last month I submitted a claim to American Home Shield for a plumbing issue. The rental management company couldn't figure out what it was until they went out and took a look. The AHS representative was very professional and friendly. She also tried to figure out what the issue was but she couldn't. I wasn't around during the repair but they called me to say that they had to go out to take a look at it. However, they didn't tell me what the problem was. I've let them know that since it was rental property, it would have been nice to receive in mail what exactly was done (i.e. the cost, etc.). As a property owner, I'd like to keep up with what's going on in case I'm charged again for the exact same thing that I shouldn't have been charged for because Home Shield already took care of it. I was going on based on knowing nothing. Still, I would recommend AHS.

I am happy with American Home Shield. They came to repair a refrigerator. Ordering a part took a while, we had to wait the week for it, but they were able to get the part. It was longer than I had hoped it would be, but the good thing is that when the vendor did get the part, they came right over to repair and didn't keep us on a delayed action. In the original claim, it was recommended they replace our refrigerator so they wanted someone else out who then says that they could repair it. I'm not sure if we would have gotten assessed, responded to the total replacement but it was a good experience. We're hoping that the refrigerator's working like it should by now as we just got the refrigerator part yesterday evening at around 7:00, and it just started on last night.

The handle on our dishwasher broke on 10/26/15. American Home Shield was notified that day. On 10/28 a technician from Ramb came and said he needed to order a part for that model (even though we gave the model make online with the service request...not sure how he didn't understand that). We offered our co-pay and he said he would collect it when the part came in. 5 days went by, no part, no repair, but instead a phone call from Ramb lecturing me on what a co-pay is and I had to pay them now or they would not finish the job. I said I would pay when they came back, as I had agreed to so and the technician turned it down. The woman on the other end of the phone said "Oh, you are canceling the job? Fine." and hung up on me. I called American Home Shield to report the vendor. They didn't seem to care. AHS finally agreed we could pay when the technician returned.
Several days later, still no call from anyone. Called AHS again. Was told the part just got ordered a few days ago, that the technician waited several days to order the part. I wanted another vendor but AHS said they would not allow that since the part was already ordered, but waived the service fee. On November 11 (going on the third week) Ramb leaves a message to schedule an appointment. We try multiple times to call back and the line is always busy. Finally on 11/12, we reach someone at Ramb and they say they are backed up and we will need to wait at least a week until 11/19 or 11/20 to have the part installed. I called back AHS, and they were no help, making excuses for this incompetent and arrogant vendor that they forced us.
It will be over 3 weeks, if they even show, to get a door latch on a dishwasher replaced, and American Home Shield and their people could not care less. I expect a much different level of service for what we pay these people; if they were truthful in their advertising, no one would sign up if they said, "we might get around to your stuff in 3 or 4 weeks with the vendor of our choosing." Can anyone recommend a better home warranty service? Because once this dude shows up, we plan to terminate our nearly 10 year relationship with AHS. This has not been the first time we have difficulty with their poor choices in vendors.
Hi Rich, I am sorry to hear about this experience. Our records show that the work has been completed. I do apologize for the delay and ask that if you are still in need of assistance please let me know! Thanks! ^CW

I have been a customer with AHS for 10 years and have multiple properties covered with them. In early September, I called for service on my AC that was leaking. Long story short, it took 2 months to resolve. Why? I have spent about 30 hours on the phone with AHS trying to figure out what happened, among other things the following happened:
1) AHS communicated the wrong information to the tech. 2) When I called and accepted out of pocket fees, they marked I did not 3) The unit sat in the warehouse for 3 weeks despite the vendor and I calling in multiple times. 4) When I had my file sent to Research, they rejected it on 2 different occasions because they were not reading the notes. By the way, Research never contacted me to tell me it was rejected. I had to call in to discover this. 5) When I would talk to the reps they would tell me information that conflicted with the vendor. 6) When I talked to the reps, I would get a different answer from every rep and they would ask me to replicate steps I had already completed. 7) I talked to 2 supervisors who acted like I wasted their time and told me nothing was wrong. 8) And I was told my entire AC unit was being replaced. I did not find out until the day of the install, it was just the furnace.
This was the most appalling customer service case I have ever seen. Every time I called in, the rep marked and recorded the incorrect information, causing further delays. The property is a rental and I had to discount the tenant's rent out of my own pocket. The worst part: no one will talk with me about how this claim was handled. I have no choice but to complain here in a review because the last time I asked for a call and for resolution was almost 2 weeks ago and no one has called me.
Please note: I have been waiting on a receipt from AHS for the $75 trade fee for 2 months. I have ordered it be sent three times (I paid AHS directly). I emailed AHS a month ago to make various changes on my account. The email was never returned and the changes not made. I am currently shopping other warranty companies so that I can transfer my current and future business elsewhere.

I had a washing machine that seemed to be leaking a little oil. Got a good education from the very handy repairman that American Home Shield sent. It wasn't oil. It was the liquid dispenser for the softener that filled up and clogged. He took it apart and cleaned it all out and told us to either quit using liquid softener or make sure to pop the top off once in awhile to clean it out. We had a good experience. We bought a house and it had American Home Warranty with it. One problem that we noticed was the sink was wet and water was coming out from underneath it. We thought that was the dishwasher which is built in right next to it. I went online and searched for a plumber or something of that nature but it didn't have that feature on the website. It had what the problem was so I put leak. They came out, it wasn't the dishwasher. It was our water softener and the reverse osmosis. A guy came and I still had to pay him $75. He did look at the dishwasher and said it wasn't leaking so I guess he did what he's supposed to anyway.
The second time, it was the leak in the basement where the drain pipes were like a hole. It goes down to the floor. There's drain from the washing machine, then a couple other holes as it goes down to there from the whole house water softener, down to the bottom like it rusted out. So I called - I went online, did it again. But it didn't even have a little box to where I could type in there and say, "It's the pipe in the basement where the main drain is or something like that that would distinguish between that and the leak underneath the sink." But then all the people came out. They fixed it. It's not leaking downstairs anymore. We signed up for another year and after this one expires. We appreciated the quick response from both American Home Shield Warranty and the plumbing. They were reliable and professional in how they handle the call, the response and they get it out.

I had a problem with my air conditioner and so I went to AHS' online service order system to submit a claim which was very easy. I like the online feature but I would like AHS to give a specified area to put additional details regarding the problem - which part of the air conditioner, what problems the customer is having - to give the vendor an opportunity to assess what the problem really is. The contractor came and made an assessment, scheduled the time for the type of work that they needed to do and how to do it. They explained and troubleshoot what I needed to make the system operational until then. They came back and repaired what needed to be repaired. Since the repair, the air conditioner has been working good and had no problems. Overall, it's been a very good experience with AHS.

We’ve been with American Home Shield for 12 years. I never had a problem since there’s always a follow through, and that’s why we keep renewing. I call AHS, they notify a contractor, give me a call and schedule a time. The contractor comes out and knows beforehand the problem since American Home Shield tells them what it is. If the repair needs to have a part, they say it needs to have one and come back and fix it. I’d recommend them.

Request made: 10/29/15. UNRESOLVED 11/10/15. Continuously start with whomever answers the phone. For the first week they assured me there was NO one else I could talk to. At the end of that week I find it can be expedited to a supervisor. However, no supervisor can do anything since the departments are not connected. So I am to just wait for a call. Now near 2 weeks without a stove or refrigerator because this is being investigated with no end date! 10/31 - Carolina Appliance came to my home. Said I need a new compressor for the refrigerator, said I needed a new heating element for the stove - BOTH unable to use!!! Stated he would order Monday and be back Tues or Wed. AHS states on an email if a part has to be ordered, AHS and our service contractors will proactively provide a follow-up visit!!!
11/3/15 - SPOKE TO AHS rep Shanece. Called the contractor, and said his # was disconnected. I was told by Shanece that she was sending to contractor relations. I could not speak with a supervisor - I had to wait 24 hours. 11/4/15 - Noon: On my lunch hour - SPOKE TO AHS Rep Tierra. Called the contractor, no answer. I told her I'd called 12 x since Monday! Told by Tierra that nothing to do but that she submit a contractor relations request. I could not speak with a supervisor - I had to wait 24 hours. 5 pm: SPOKE TO AHS REP VERONICA. Called the contractor, no answer. I told her I'd called 12 x since Monday! Told by Veronica nothing to do but that SHE (3rd time I'm told, yet never done) submit a contractor relations request. I could not speak with a supervisor - had to wait 24 hours.
11/5/15 - Noon: On my lunch hour SPOKE TO AHS REP ELENORE. Elenore - This is the ONLY rep who ask me "what I was doing this long without a refrigerator" - that I could get a rental for $150 until I could get this resolved, that she would expedite to a supervisor who would call me back. Never heard from anyone!!!
11/6/15 - NO refrigerator. All food lost. NO one returning my call requesting expedite to a supervisor. SPOKE TO AHS REP RYAN; Said unable to get a supervisor, one would call me back TODAY. I could have $60 in credit to a rental refrigerator (not the $150). No mention of $ toward having a stove! Had a return call from supervisor Jaquonta. You should receive a call from Contract relations today, latest Monday. Nothing more he can do. 11/10/15 - called customer service. All they can do is give me to a supervisor, but won't guarantee they can get one. On hold for 20 minutes - said contractor relations was contacted, don't know why they are not responding, but nothing they can do.

My thoughts is if it happens more than twice you should get same day response to fix the issue, problem. They don't want to satisfy a problem the RIGHT way only the CHEAP way.

He said it'll probably be a couple of days, maybe a week, just depends on how long it takes to get the part to us and he would be back with us as soon as he found out. I called back about three days later and he said, "I have your timer. Can I come over and put it in?" He was marvelous. He did a great job. It works just like it works when it's brand new.

But we had to wait for them to call us and it took a while for them to call us and then they couldn't come out in a timely manner so we had to call Home Shield back. They gave us number for somebody else then a lot of waiting, calling back and forth waiting for them to call.
I felt like if they could have just gone ahead and just cut to the chase and arranged the appointment, and just find somebody that was able to come out in a timely manner that would have saved some time. AHS said that per the contract that the HVAC had to be in working order so a diagnoses can be made. When got AHS they got a copy of the inspection report and said everything looking fine to them. When the HVAC repair guy came out he said that the unit was not able to be diagnosed because the transformer he but in keeper blowing out and was needing replaced once the power to the unit was on.
The repair man told AHS that the unit was dismantled and he did not think it was working for over a year. Which is an outright lie, since the inspection report that was give to AHS state the unit is working properly at the time of inspection. And I had been using the unit to cool the house for two months before the problem started. Was told by AHS that I would have to fix the problem, and have the unit diagnosed before they could cover anything. Or I can get a second opinion by a AHS company and pay another fee. But they would stick by the ruling of the first guy because after looking there is not another company in my area and they sent the first guy 3.5 hr out of his way.
Hi Lee, I am sorry to hear about this experience. Our records do show that you did get the 2nd opinion and the work was authorized to be completed. Please let me know if I can be of any other assistance. Thanks! ^CW

I've only had one claim with AHS and that was the stoppage in the sink. Submitting the claim didn't go so well, but when I finally got a vendor, it was smooth sailing. He explained what he did and told us what he thought the issue was and told us how far down he had to go to pull the stoppage or blockage. So far, so good and I've had no problems after the repair.
However, sometimes I have the difficulty in the wait time. Some of the contractors call back in a day, but some of them takes three days. Sometimes the people that they gave me said that they were booked up for three days. If you have a blockage in your sink, three days is a long time to hear from someone and I didn't have the option to wait. That's my only complaint. Other than that, when I called back and told AHS I needed somebody else and I couldn't wait another day on these people, they gave me another vendor and he was here the next day.

I've been with American Home Shield for at least two years. I've had another company before but then I went back to American Home Shield because they're the only people who are consistent, reliable and know what they're doing. Before, I had to have my air conditioning unit and heating unit replaced and they paid out the whole thing. I got four years’ worth of money back just for that. They never even hesitated. Then recently, my claim was for the heating system. I turned my thermostat on from summer to cold, from hot from cold, and the thing wouldn’t come on. It just ran for a few seconds and shut off. So I called AHS and the next day I got contacted by an electrician who came out, showed me where the problem was, and fixed it.
I would recommend American Home Shield more than anybody. I’ve had experiences with other companies and, they can’t hold a candle to AHS. They’re the best of the best. I don’t care what anybody says. You can call them anytime, anywhere. They’re ready and they’ve never disappointed me. When they say within 24 hours somebody will call, and in 24 hours they do. They’re a little "spendy" but that’s because they’re good, reliable and dependable. They’re not some fly-by-night people. So you pay for what you get and I pay about $550 a year, and I got a $100 deductible. But it only takes one major problem and that wipes that all out real quick.

However, based on my overall experience, I would recommend them.

Recently I had a problem with my hot water and didn't have hot water in one of my bathrooms. The contractor came and repaired it. But the price is a little too much and sometimes it takes a while to get through when I call because of the automated stuff. However, it is a safety net to know that I can pick up the phone or email if I have a problem and I don't have to go look in the Yellow Pages.

They went over and above what might have been expected of them. One of them even did a lot of caulking with some things in my bathroom which I don't even know if he was supposed to, but he did. Also, it was lunchtime and I tried to give them money to get lunch when they left my house because I was so impressed with what they had done for me. The spring broke in our garage door and we had to have it replaced. American Home Shield came out and assessed it and we got approval and instead of going with that, we went ahead and had the whole system replaced, but it gave us a good discount. What probably would cost $1000, it cost $800 to do. The submission of the claim was easy. However, there's a problem with the plumber. I don't know why it took us a couple of tries to get somebody out here, but they were fast and they pretty much knew what they were doing. Also, the contractors sent were awesome and they work out really well. They were very knowledgeable in what they were doing especially the guy with the garage door. I called American Home Shield for some plumbing issues. The experience submitting the claim was fairly easy and painless. However, it took a while for them to repair all the damages, all the problems. But otherwise, it was really easy to submit the claim. The contractor was okay. They came out. They had to get with a different company because they didn't have all the tools that they needed to fix my plumbing problem, that took a minute. And to get the part needed took a while as well. I've never had any issues with them and it's always been a really great, excellent service. Besides last time, I was not very happy due to the length of time I had to wait and they're telling me I owe an outstanding balance. But in the past they've really provided great service.

I had a very good experience with American Home Shield. I had a pipe leaking and the guy came in and fixed it. Usually submitting a claim is easy, but it can be difficult because they make you wait so long sometimes. We usually submit a claim by phone rather than online. Its not difficult once you get somebody. The contractor they sent was a real nice guy. They came in and diagnosed the problem right away, and went on and fixed it. I was surprised, though. I think it was a Friday afternoon when we discovered the problem and we called American Home Shield. And the contractor was out probably within the hour to take care of the repairs. I had my first not so great experience with a contractor a few months ago. It was a plumber. We had a leak and the plumber just kicked in the whole wall in no particular form. Then we called the contractor 7 or 8 times and never got a call back. My wife finally reached him a month later. They said that the guy who was supposed to do it had fallen off the ladder and died. I don't know if that's true or not, and we felt bad so we didn't say anything for 2 months.
I called American Home Shield last week and told them what had happened. They called them back out and someone came out and patched the wall. It wasn't great but I didn't quite understand what the details of that service were. It wasn't spackled right and it's uneven. I don’t do that kind of work so I’m not sure what to expect or not. I’m definitely going to have to re-spackle, sand, and taint it. But at least I don't have a leaking plumbing issue. My most recent claim with AHS was frustrating because we couldn’t get an appliance looked at early on and we had a commitment to go away for two weeks. We had to postpone having it started until we got back at which point we were under some more pressure because my mother’s last sister died in New York so we had to go up for a funeral. We had to try and squeeze it in between and we finally did get it but I am getting some noise out of the water pipe. I’ve never had it before, it just sounds like something got messed up over the last couple of weeks.
I haven’t had a chance to call American Home Shield. We just got back from New York and were just running here and there, trying to fill-in for all the missing appointments that we have to make up for. The contractor was out about a week ago last Tuesday. It was a matter of a faucet that was gushing like crazy so we had to shut the water off. When he came, he got it going. He advised us that every time we go out for a couple of days to shut the water off and we did while we went North and I noticed that as soon as we come back on Sunday that every time we flush the toilet, there’s a big gushing noise from that water pipe from the valve that we shut off which we turned back on. We’ll have to talk to a plumber to see whether there’s something that I can do easy enough or if it actually needs a plumber. I have no idea. But it’s all related because I never had anything like that before.

I recently submitted a claim to American Home Shield to have my heater fixed. The process was very easy. I would recommend them to a friend because they're extremely responsive. But I did not have a good experience with the contractor. They diagnosed that I needed a new computer board which was perfectly fine, but they said in order to do that, they needed to do some maintenance on the heater which I agreed to. It was $240 and they said that we needed to change the filter, and I questioned the technician on multiple times, "Isnt that inclusive of the $240 maintenance fee?" And he just wouldnt answer me, so before he left, I called his office and asked them the same question and they said that it was not part of the routine maintenance. And I said, "Okay, well, Ill let American Home Shield know that I think its ridiculous that the most basic heater maintenance is not being performed as part of that fee."
I wrote a similar comment on the sales receipt. I did receive a callback from the office and they indicated that they were going to make an exception and send the technician back at a later time to change the filter, which they did the following Monday. The difference in descriptions from the technician and the office as to why it wasnt included: the office just simply said it was not part of the maintenance. The technician said that he doesnt drive around with a variety of heater filters, and then when he came to replace it, he used a cut-to-fit filter which eliminates the whole problem to have multiple filters. The cost of the maintenance itself that such a basic thing wasnt included, that made me dissatisfied, and the fact that I had to be available on multiple occasions to have the work done.

I asked the contractor specifically to put it as a rush request because the smoke detector had been beeping for a week and it’s driving me nuts. I could reset and shut it down for a couple of hours and that’s it. And I haven’t been able to sleep as I kept on doing that. Then they said the earliest they could give me was Wednesday morning, from 8:30-11:30 window period.
So they sent out a guy who, according to him, was lost because he was given wrong directions. It was quarter until 12 that he came and was not in the window period. Last year I had a problem with my heating unit. It needed a part that could be purchased downtown in Charlotte, but apparently American Home Shield had an arrangement with a their own distributor so I had to wait two weeks without heat. I complained to an AHS supervisor and was told that there was nothing AHS could do, other than pay for a space heater (under a $100), if I wanted to purchase one. Our house is over 3000 square feet. I explained this, but to no avail.
This year I had a problem with a leaking refrigerator. They assigned a GE contractor to look at it. Three days later, after leaving a message with the GE contractor (the contractor only has an answering service) GE didn't show. I called AHS and they assigned another contractor, and when I asked if they could talk to the contractor to see if the service could be expedited, I got an affirmative no. So, it looks like it will take 5 days to look at my refrigerator, and then it's anyone's guess how long to fix it. AHS needs to think seriously about customer service.
From an outsider's view, the company is poorly managed. With a call from AHS to a local distributor the heating problem last year could have been immediately addressed, and it really wouldn't have cost the company that much more. And it would have been the right thing to do to please a "valued customer," to use AHS's words. And this year, a simple call to the GE contractor about not contacting a client would have been the way to handle things, but their policy is to simply assign a new contractor without any follow through with the GE contractor (at least that was my take on it). Then I was told they could not give the new contractor a call to explain that their customer has been waiting three days for service and AHS would appreciate it if they could get a service person out as soon as possible. It just seems no one is running the show at AHS, other than their computers and their robot-like staff who simply deliver pat answers.

I'm frustrated with American Home Shield because some of their agents were very rude. My claim with them regarding my faucet and sink has not yet been resolved and the lady I talked to this morning told me they cancelled my claim but I did not request for cancellation. They do not communicate very well and they insisted that if another contractor will come, I'll pay another fee but the company told me before that if it's the same issue then we don't have to pay additional. We already paid for this since the first time they came. And they were not attentive to our claim. The last guy who came told me the sink was leaking instead of the faucet. So he recommended us to use a clear glue to put around the sink. After we did that, the sink is no longer leaking. But the problem is the faucet which is loose and causing the leak.
They called two different companies and sent out three technicians already. One technician said that because the faucet has been leaking for a long, long time, the piece of wood underneath it rot and it this has to be replaced to stabilize the faucet but AHS would not cover the whole thing. They will only work on the leaking situation. They cannot just mess up on one thing and not fix the other one. It doesn't make sense to me.

I had an indicator light on my stove that kept on saying that there was a burner on when there wasn't. I called American Home Shield. I live in a small town and there's not much choice on who they send out. I've had other service calls before so out of the three people that they had available to do the service, two of them I'd already experienced negative stuff with, option number three was Mr. Appliance of Yuma. They were great! They came out, put a part in and fixed it right then and there. I didn't have to wait. But then about three weeks later, it came on again and did the same thing. Called it in the second time, Mr. Appliance came out and fixed it again. It was some little wire that got loose. It's functioning great now.
American Home Shield was quick about the claim. Though the first time I called, the girl didn't call the service provider to schedule the appointment so I ended up doing it. I thought, why am I paying for the warranty if I’m going to have to be the one calling to make the appointment? I didn't like that. But compared to the one I had last year when my washing machine was on the fritz, this is great. Everything went well.

I have an older house so I have to use American Home Shield a lot. I've got a current claim with AHS that is in the process of being done and then one that had recently gotten finished. They're very good as far as it goes though I'm a little concerned about the one that's coming up because they have to replace my double oven that's broken and they can't find the parts to fix it. So they have to replace it. Once they have found something to replace it, it doesn't fit where the other one goes. And they're supposed to install it. It's pretty minor what has to be done, but they should do 100% of the job.
This is the first time I haven't been totally pleased that they're not doing what they say they do. They say if something can't be replaced as well as its parts, they will install a new piece. Since they can't install in a space that is 12 inches smaller than what they were replacing with, I've got to find a person that will cut the space and I'm not going to have the space cut until the oven is out. Instead of doing the entire job, I'd have to get a construction person to do part of the job for them to do the rest of the job.
But then on the other hand, I had an issue with my garage door recently and it was handled extremely well. So overall it's about yin and yang. As far as the oven goes, I'm going to have to coordinate having them at the same time that I have a construction person here. Coordinating it all is going to be quite a challenge. AHS could easily be in partnership with some construction person as it would be a much better customer service. But overall I would recommend AHS as they've been very helpful. I'll tell people all about them especially people with older homes.

My wife made a claim 2 weeks ago. American Home Shield refused because it was a garage door motor that wasn’t working. I took off the cover to see if there’s a reset switch or anything. And because I took off the cover, they said they would not cover the claim. The technician did nothing except come out to the house, said: “Oh, you took the cover off. Therefore, it’s not covered.” He charges me $350 for a new motor, which included the installation. If I’d have called him direct, it would only cost me $350. But yet, American Shield went ahead and took my hundred dollars also. I wouldn’t mind if the guy came out and said it’s not covered and tell me what it cost to buy and install a new one and I had to pay them. But to charge me the hundred-dollar premium, I think was just a little bit cheap on their part. They double-dipped on me. I’m very unhappy.
Hello William, I am sorry to hear that the claim was denied. The service fee would be due to still for the technician to come out and diagnosis the claim. I am sorry for the confusion and the tech not telling you that. Thanks! ^CW

American Home Shield is very reliable, good and cost effective. The recent claim I did has to do with the garage door opener in my house and the service was great. I’ve been using them for 20 years and I just had one bad experience. It was with my air conditioning. Repair guys were going to be at my house before I was going to be there and they weren’t going to wait for five minutes, so the whole thing was cancelled. I called American Home Shield to rebook somebody else and they gave me the same guys again. I said I don’t want them again. Then I threatened to leave American Home Shield and said "I’m not going to do business with you" and they said fine. I couldn’t believe it. But majority of my experience with them has been very good.

My most recent claim with American Home Shield was for a pipe leak. Submitting a claim was very easy. The contractor was great. He had to come by twice because the first time, he took a look and took care of the problem, but he had to order parts. He came back again. It was the same individual, Jim, good guy. No problem at all. The performance since the repairs was great.

He was friendly and he knew what he was doing. He was quick and did a great job. I'd love to have him come back again if we have any problems.

It has taken a month to finally get someone to take care of the hot water heater and when the company showed up they were the most unprofessional people I have ever dealt with. We were given a price of 1103.00 for our part when another reputable company can do a quality job for the same price! When American Mechanical & Plumbing showed up they refused to install because it had not been paid for, and I spoke with Sarah and confirmed that she would call for payment once they were finished. American Home Shield said I would have to get someone on my own.

My experience on submitting a claim with American Home Shield was fine. The contractor came and we thought that it was fixed. The air conditioner was leaking and there was a clog in the pipe which he cleared. He taught us how to clear the pipe and he left. Within 24 hours, it started leaking again and we called them but they never showed up. I wouldn't use them again. It's the first time that's ever happened with a vendor with American Home Shield. We ended up remedying it ourselves.

We're insured with American Home Shield on multiple properties. Our most recent claim with them was with the dishwasher on our own home. At first we weren't sure where the water was coming from so it was a plumbing issue we've got and then the plumber came through American Home Shield. The plumber said, "No, it's not through plumbing. It's the unit itself." So we got another copay, which is very good. They're very nice and fair, and they determined the dishwasher is not repairable and the tank is burned out. So they retired it.
It took a while because we had work done in the kitchen at the same time. It was ordered in April and that was decided, and they offered us what we could get online for a replacement. We thought, "Yeah, maybe we could go to the stores to look at it," because we could only look at it at the website and they were very good. They gave us a number where we have to target. We went under that and they said it was fine. The only issue we had was the vendor that they work with who said, "We'll have it delivered to your home and install it." But when the installers came, they said it didn't fit and they just took off.
In the meantime, we had some work to be done. We had a contractor doing the kitchen to get everything back together. We also had the City of Hercules coming over to give us an agreement saying that the work is complete and to sign off on all of the work with the city, the permit. That's when the contractor did it for us and my husband agreed to it because we were buying and we didn't know what to do. They installed it. The contractor bill is a lot less than what American Home Shield pays to put it in. They said they were covering it -- the unit and the replacement had to be through their vendor and we were fine with that. So then we ended up with a bad installer.
So the contractor that we had put it in. He is not a plumber but he's the lead contractor. He was very expensive. We ended up with a bill that is close to a thousand dollars for that, 825. American Home Shield escalated it and agreed to pay 125 and for the disposal of the unit, $50; 175, but we still had a large bill to pay the other contractor.
I'm also a real estate broker, and I put a policy in for American Home Shield every month for my clients because I'm very satisfied. We're good, and the National Account Manager and is very good to me. All of his people are very good. Sometimes it breaks down, but it's not their fault. I also have Pam from the sales team calling me before I renew my policy. Pam is very nice and calls me when the policy is almost coming up to review what we have, and we add or take away in some of the coverage that I don't need any more before we do renew the policy for the next year.
So overall I cannot say anything bad about American Home Shield, only for the contractor that we worked with. Other than the contractor, every time I called on any of my condos (we have some rental assets), they are very good. Sometimes they don't have the right technician to come out and we have to go over there and wait. That is a hard thing to do, but now that we have a few policies with them, we ID the right technician, the very good ones, to come out. And it's working out. AHS has a very good service.

Then I contacted the contractor right away and it took most of the day before they got back with me. But we set up a time for them to come out. The contractors came and looked at the water heater and determined it needed to be replaced and informed us that they had to submit the information to American Home Shield and then go from there. The people at American Home Shield are pretty decent. Our most recent claim was the washing machine. And they came out, diagnosed it and found out that it's just the belt. Replaced the belt and we haven't any problems. I would say that submitting a claim is about a 5 on a scale of 1 to 10 because I think they tried to get Sears to come out and that didn't work out. Then, I had to get another person to come out and it's all that came out. So I'd recommend them on that because of the fact that it needs to take a little bit of time. The most recent claim with American Home Shield was when I had the grit pans changed out in the heater upstairs in the attic. When I went online and submitted the claim, they called me back the same day and arranged for somebody to come within two days. It was pretty quick. They came out and checked it. The only thing that bothers me is I always try to tell them what the problem is so maybe they can save a trip 60 miles down the road and nobody ever wants to listen to me. They want to send somebody and then come back and check, then do take care of the problem. But they took care of it just fine.
The only negative thing is I want people to listen to what the problem is. It's like when I was trying to get my tankless water heater repaired. They need to know in advance that I have a tankless water heater, not after they send somebody out that's going to take one. That's the problem. So maybe it would be nice if when they sign people up, they find out what you have so that when they assign a service company they can say, "Oh, this person has a Whirlpool refrigerator and so I need to send somebody that's been trained in that." Maybe they don't want to know what we have, but it just makes sense to me.
But everybody was very pleasant. There wasn't any problem. They were here when they said they were going to be and they may have gotten either the message that I originally gave or when they were here I told them that there was an original metal pan because when they replaced it, they replaced the plastic one with metal. So, I was very happy. The performance since the repair was absolutely fine. I've recommended them to many people.

American Home Shield did my hot water heater recently. The contractor that came took care of everything and it was done well. There wasn't any problem submitting the claim with AHS. The only problem I had is that it always costs me a lot more to get something replaced because what they replaced it with is not what I wanted. It's always a lower-priced item so then it's cost me more to replace it with a standard item. I've been with AHS for 10 years but it appears that in the last year they have gotten a little bit better. Some of the claims have been really bad but some of them like this recent one, although it cost me a lot of money to get a good piece of equipment in the house, the service was good. Most of the time when I had them is because I have a rental property and I need something like that for emergencies.
