    I've had American Home Shield for the last three or four years and I've only used one claim. It was for the washing machine and I submitted the claim over the phone. Dealing with the rep was good and they were pretty friendly. Then, the contractor that came was pretty professional, on time and good. They came in and it was very quick. They knew exactly what the problem was, they fixed it and left. It's been good since then and I haven't had any problems with it. I also hired them back to clean the ditch on the dryer.

    The only thing I don't understand is with my air conditioner. Every year, I'm losing Freon and I have to buy it and have stuff done to it. The technician continuously comes out here and do something to the compressor because he said it's consistently breaking and that I have to replace it. But AHS weren't gonna warranty it unless it completely breaks. It doesn't make sense to keep patching it and to have to wait until something breaks then be out of heat waiting for somebody to fix it. But I didn't read the contract well and it is what it is. I haven't said anything and I'll wait 'til it breaks. But I'm pleased overall and I have no complaints about it. Also, all of my children have AHS so I'll recommend it.

    American Home Shield has been excellent. I’ve never had a problem submitting a claim. I had this company many years ago in Georgia and Ocean City, Maryland and I've never been disappointed. There was one time that they sent a bad person but they corrected it. I recently submitted a claim for the furnace, which was not working. The lady who runs this plumbing and heating company came right in. Her men spent three hours repairing the furnace. They ran to get a part from Home Depot, came right back, and repaired it. They set the thermostat, and it’s been fine ever since.

    The lady who owns the company was great and kept in contact with me through the day and wanted to assure me that everything would be all right. Her guys got here when they said they would. She called back to see if everything was okay and wanted to let me know that if I have a problem, to call her night or day and she would correct it. She and her brother own the company and they really take an interest in the homeowner and only say good things about American Home Shield. I come from a business background so I've dealt with electrical contractors, plumbing contractors, and general contractors, and I found this particular company to be ideal.

    The guy that did the washer from Sears taught me a great deal about the washing machine when he was here. Every time, it’s been a learning experience and their prices are very fair. Last year, we had a refrigerator issue. They could not repair the part cause they couldn’t get it. AHS gave us a check and we replaced the refrigerator. It was an upgrade. The check was equivalent to one we could have bought that they could not get the part for. That was unbelievable. I've already recommended them to other people.

    I submit my claims to American Home Shield either on the phone or online depending on where I am and whether I have my contract number available immediately for me, though I prefer to call on the phone because then I know I'm talking to somebody and not a piece of automation. The representatives are usually very helpful and it's very good when the technician shows up. I had a plumbing issue at my condominium and it was a leaky valve. A technician came in, replaced the hot and cold water valves under the same sink in our bathroom. It was done and the plumber left in 30 minutes. The repair was completed, was perfect and fantastic. It was one of the best service calls I've had with Total Air and Polar Plumbing. I wrote a letter last year complaining about Total Air and their lack of responsiveness, but since their recent visit, that seems to have been cured. I also recommended AHS several times.

    The new boiler was not heating the west side of the second floor of my home. I called American Home Shield, they opened up the ticket, and I had someone in my house a few hours later. The contractors were both from the same company in Clifton, and both were very knowledgeable and resolved the issue in a timely fashion. Since the repair, my home is still heated. Everything's still working after a snowstorm that we had up here. It was a very efficient experience and the claims process of AHS is excellent. When I've called, the reps have always been very pleasant. The contractors that they select are excellent, adequate, and very considerate of my time.

    AHS had a plumber do a repair on my gas hot water heater. He replaced the gas valve and the water heater started to work fine but a few days later, I went down to my basement for something else and noticed that there was a lot of water in the pan underneath my water tank. I learned when American Home Shield replaced one about seven years ago that a water tank should be put into a plastic container and then that container be placed into a floor drain. And since it was no big deal -- it cost me $35 to do, so I did it. It saved me this time from having my whole cellar flooded. Since the repair, it's been excellent.

    AHS was able to dispatch a very professional plumber. He called me within five minutes of me speaking with American Home Shield. He made an appointment to come to the house and diagnose the problem. And the following day he replaced the equipment and cleaned up like the professional that he is. And the nice thing is he lives three miles away from me so it's not like I had to wait four or five days for someone from two or three counties removed where I lived like I had to in the past. The service of AHS in the past two years has become excellent. There was a lot to be desired then but they have definitely improved and I have recommended them to many people.

    Submitting a claim to American Home Shield was a relatively easy process. Apart from the fact that I have to make a call, it was seamless and good. The technician that they sent out to my home has been also good. He took care of the problem. He's also very courteous and very honest. I had to call him out twice because American Home Shield has a maximum that they'll cover for. So the technician that was sent down on behalf of American Home Shield didn't want to just start fixing parts before he knew what the actual problem was. He came back a second time two days later to fix the actual problem once we identified it. I was happy with that.

    It was the first time that I called and it has worked out right away. I didn't have to chase people around so it was okay. The customer service reps at American Home Shield have been great. They were able to help me and they didn't ask too many questions. I told them what the issue was and they right away created work orders. The only complaint I would make is that in emergency situations the best they were able to do instead of being able to contact a contractor by phone, was to send an e-mail. They send work orders via e-mail and then the contractor has 24 hours to call me back. The problem was that my boiler busted on a Saturday night. I had kids in the house and my house was going down. They were anticipating a snowstorm the next day which means that there was a period of time that I had to go until morning without proper heat. That was a little bit of an issue but otherwise everything was beautiful.

    The last couple of times we submitted a claim with American Home Shield were more difficult because they took the option for oil heat off the list. So I called them and submitted the claim over the phone. I told the rep what our problem was and they were friendly and courteous. Some reps were more knowledgeable than others but the rep I talked to was knowledgeable enough to get us what we needed.

    We've had the same contractor several times. They got the job done and were timely. Moreover, they were professional and seemed to know what they were doing. The repair has made a difference since it was for heat which was important and the performance has been good since. Our experience with AHS has been very good so far. We are about to buy a new house and get another policy with them.

    I submitted an online claim for a water heater issue to American Home Shield. After receiving some follow-up emails, I received a call directly from the vendor who was scheduling an appointment to come out to my house. The process of submitting a claim was convenient as I didn't have to call American Home Shield.     I filed a claim with AHS online and got a technician out three days later. He didn't look quite experienced. It took him about one and a half hour to figure out the problem. And he came half an hour late, too, and I had an appointment so I was a bit on edge. I had to call in AHS to see where he is, and the guy on the phone was very nice and managed to get ahold of the company and the guy that was coming to my house. He told me that the technician's gonna come late and that he'll contact me. That's when the technician called me to say that he'll be late. When he arrived, he didn't even apologize.

    He told me that the issue with the washing machine can't be fixed so either AHS would send me a new one or I could choose myself and send in the receipt for reimbursement. I sent the receipt already two weeks ago and still have not received the check. I got an e-mail that I didn't pay their call out technician fee so I called in. I had to wait in line 38 minutes until I got through to somebody.

    After waiting, she told me that the check was being processed but it's not being written out nor sent out and that's only gonna be this week. She said I will receive it not before beginning of next week. I told them that I was not gonna pay the technician fee until I was sure on the check that the fee hasn't been taken off because this is what I was told. I wouldn't mind if things would be a little faster because I laid out the money and have to pay that. It was a washing machine so it was urgent.

    I had a water leak up under my kitchen sink. I submitted a claim with American Home Shield and the claim representatives were fine. Everything went well. They called and said that they submitted the request and that company would be calling. And within maybe 30 minutes to an hour they did call. The contractors were fine. But they had to come out a couple of times.

    The first time the repairman came out, he just looked at it and I wasn't so pleased with that because they didn't fix anything. So luckily I have some people at my house doing some repairs or so I would have to take off from work again to meet the repairman again. Then when he came back the second time he fixed one problem but then there was another problem.

    I had to resubmit another request so he came out a third time and lucky I had some people there, that I didn't have to leave work to come. The repair was finally done. But now I'm waiting on another company to come back out and fix the hole that they had to cut during the repair. So that's another day that I take off to be there. Overall, AHS was okay. But I wasn't very pleased with the repairmen.

    My pool pump stopped working and AHS has a really good process. I called them, they put a ticket in, and sent somebody out. The contractor was super friendly, professional, and knowledgeable. He fixed the pump, and now it's working perfectly. He even gave me more floaters for my pool other than what he was coming out for. However, there's a little hiccup in submitting the claim. I usually submit my claim for two separate things for them to look at, and I was told there would be one service fee. I even called back to verify that it was one service fee because I got an email that said it wasn't. And their rep said that she regrouped it together. But other than that, it was a quick, easy, and professional experience.

    It's pretty easy to submit claims to American Home Shield online. It's very straight-forward and they were pretty good in calling me if I had any additional questions. But there were multiple times where the vendors that they picked didn't respond even if I left them multiple messages. I've noticed it more only in the East Coast because I've had AHS when I was in the Mid-West and they were much better. I contacted them about it and they said they were having trouble with the vendors out there. It's a small town and most of them are mom and pop shops so they don't really want to work with the warranty company. It really is not in American Home Shield's control.

    I had multiple plumbing issues last year and there was one plumbing company that I'm so annoyed with. I think I made ridiculous complaints to Steve's Plumbing and American Home Shield, that this year when I had an issue, Steve's Plumbing called back after the first call. I'm hoping that it's not a once and done kind of a thing and that they would actually follow through like this.

    My recent service call with American Home Shield was for my InSinkErator in my kitchen sink. I was definitely not satisfied with that because the person who came did not do the job completely while I told him that there's a leak going on but he refused to even accept it. Then the leak really happened after that and then I had to call them again. All the people who are coming in to make the service call were really doing it for the sake of just coming there, getting done, doing a quick fix to it and hoping that the problem doesn't come back. I've also had this issue even with my dishwasher. They refused to replace it or they don't know what they are doing.

    I really don't have a good experience with the providers associated with AHS. The repair was fine the second time around, but definitely, not the first time. Also, there are a lot of things which they say that is covered, but then there are a few things that are not. When we had a problem with the water heater in one of my homes and it needed to be replaced, they did replace it with a good brand. But they also charged me some about $380 because the part where they had to change the pipes was not covered. This is a very new house, so I'm not really sure whether that's true or that's something that the providers used to get money out of us.

    I had a claim with American Home Shield for a dishwasher. They got us connected with somebody from Sears, and their guy did a good job. He didn't have one of the parts which he would normally carry with the gasket. So, he came back for a second visit to install the gasket and it worked out just fine and then, we got the receipt. The technician coming out and taking care of business and the claim with AHS was pretty smooth.

    But then, there was a weird follow-up. The back office wasn't connecting with whatever they needed to do with Sears because a couple of months later, January timeframe, American Home Shield said I owe $15 for something. I don't know what so I called and they said that it has something to do with the claim when the guy came back in the fall. I told them I have a receipt that says I paid for everything. I'd paid my service fee and I paid $129 and something cents because there were taxes involved. So, they took that all back and they said okay and at one time, they said that maybe I ought to call Sears because there was something related to Sears. They gave me the telephone number but when I called, they didn't answer. So, I called AHS back and asked them to call Sears which they did.

    Then I noticed that there's a due amount on my account. I asked why it keeps showing up and they said they're trying to sort it out with Sears. I asked if they settled it and then they came back saying they have proof that it's not my bill. I asked if they can take it off my account and they said yes but it will take maybe two to three weeks. I called back later to tell them it's still showing up. So, there was a couple of back and forth and about a month altogether of going through that, I asked what was going on. They said they're gonna basically resubmit to straighten it out and it might finally be off my account. I've had American Home Shield for several properties over time and it's all been pretty good. It's just that you get this random glitch and this particular one was bad. I didn't understand what was taking so long and I wish management was more involved in that.

    I filed a claim for my hot water tank, and it was a bad experience. I almost cancelled my service. The person who came out went back and forth with his decision on what he's going to do. Then he referred me to somebody else. That was on day three, and it was just too long. And there was nothing wrong with my hot water tank when the guy came out. I went through retention and they ended up working everything out for me. It was excellent and the guy wanted to help me in everything. But American Home Shield is not consistent with their customer service. It's actually horrible. Also, the vendors that they use try to make extra money on the side. When I got my pump on my pool, the guy said, "I could just replace all the parts or I can give you a new pump." I told them that we'll get a new pump, and he said that would be an additional $60. But the pump is covered by American Home Shield.

    My microwave was running but not heating and when I turn on the electronic ignition of our cooktop, it sparks. And when I turn it off, the sound is supposed to be off too but it's always on. One gentleman from American Shield's office said I can order one service to solve these two problems so I took this advantage. I ordered then one guy came in and tried to fix the appliances. He was very responsible but he couldn't do it and said that he needed to order parts for both problems and that he will return in about a week.

    After one week, no sound so I called him back and he said that the parts have not yet come. I called again after that and he said that the parts had to be ordered through AHS. I called AHS and one lady said it shouldn't be ordered through them. So I called the contractor again until eventually, I called American Home Shield and they said the parts would be ordered through them. So it took a little bit too long and I called AHS several times but after that, the parts came in and the tech fixed the appliances. The reps were good and very nice but I was not very satisfied when I was put back and forth several times for that claim. I have AHS for 10 years and every time I called, they sent some people and they fixed the problem without this kind of hassle.

    I recently called AHS to have a faucet fixed, but didn't find out until after they had sent the technician, he had done the diagnosis and I had paid him, that they weren't covering me for faucets. I've been a customer for several years and at some point, my contract changed but I wasn't notified. And it was very upsetting that when I made the call, the rep I spoke to didn't know that I wasn't covered. They said they had sent me a different contract. I remember talking to someone when I renewed my contract and asking them if anything changed, and I was told nothing but the amount. I had so many claims last year that they were going to charge me a higher amount, but everything else in the contract is the same, and that turned out to be not true. The sales and service processes don't connect as efficiently as they should.

    I've also had a bad experience last year with a woman in the option to pay department and I wrote a very lengthy formal letter of complaint on her. I thought she was very rude and unprofessional. She didn't appear to have a lot of knowledge about what I was discussing and she wasn't interested in providing any customer service. But I have never had a bad experience with any other AHS staff. They're very pleasant and professional. Even the person who made the mistake the last time I called was professional.

    As for the contractors, I had told one plumber that he can't come back to my home. He was very inappropriate in his conversation with me. But the last couple of times, I've gotten Spry Plumbing and Heating and they were very professional and pleasant to deal with. Also the tech from Supreme Appliance had come several times and was very professional and diligent. When I had a problem with my dishwasher that took several trips to get right, the technician sent out was very qualified, it was superior service.

    I also had a problem with my tenant’s faucet which cost me $275 in labor and another $100 for the faucet. That and paying American Home Shield $133 a month, plus $100, I really have to question whether that’s going to work for me. Not covering my faucets means a lot of money for me. Most people want to know that everything that they’re paying for is covered and at $133, I'm paying over $1300 a year, then AHS adds around $400 to that, and it can really throw a person off. I'm curious as to what else I'm not covered for. I've had very good experience with AHS in the past, but I'd be hesitant to recommend them right now.

    I love American Home Shield's program and I'm happy with the service. Most of the contractors are very pleasant and I get what I pay for. They do very good work, especially the plumber who is awesome. The pool heater people are always very good, too. They call us and come every year and try to get it up and running. I'm sure I’ll see them in the summer.

    However, I did not have a great experience with the person who came for my most recent issue. My water and ice tasted funny coming out of my freezer and the guy said he would bring something out and he would call me back about putting on a water filter in a line, but he never called me back. Then he asked if I can fill out his survey, which I did, but the guy never fulfilled his obligation, so it was disappointing. Other than that, I've had no extremely horrible experiences.

    My ice machine in my freezer and my dishwasher buttons got broken. I had never used a home insurance service in my life and had never used AHS before so I didn’t know it was supposed to be one claim. I thought that I needed to pay for two separate services so it never crossed my mind to not put them in separately. I reported them a couple of hours apart. They assigned me one service and the vendor never called me in the proper timeframe. So I called American Home Shield and waited a ridiculous amount of time. I figured I’d contact them by e-mail and so finally, the first vendor came and the person who came to service was wonderful. He was fast, efficient, and really nice.

    When I called American Home Shield for my second claim, the person I first spoke to was yelling at me for not putting in both things together. She cancelled that vendor without telling me and assigned me to someone else. Then when they tried to give it to someone else, the other person didn’t want to take it because it was reassigned.

    It was a really awful experience with AHS on the phone and I had a terrible experience getting somebody to come. The people on the phone for American Home Shield are awful. They could use a little work in their friendliness and helpfulness. The customer service person who helped me last was wonderful, but the two people before her were not helpful and one was genuinely nasty. But the actual service and the completion of both repairs were awesome and phenomenal. When they finally did come, they did a great job. They were quick and really nice, and both items were fixed well. I wouldn’t recommend AHS but I won’t cancel my subscription either.

    I submitted a claim for my refrigerator last week because it had ice built up at the back, and submitting it online was very easy. However, there was an issue with the phone number of the company that was outsourced to fix the problem, so I had to call them two days later. They came out on Monday this week to check out the issue, but they're still going back and forth with American Home Shield on the parts that they want to install, so the issue isn't resolved yet. I called the appliance company today to inquire what was going on and I haven't heard back from them yet. So, overall American Home Shield was not good.

    Whenever I call American Home Shield, they usually are able to get somebody here really fast. It's not as smooth always as I'd like it to be but it really does help to get somebody out and diagnose the problem as fast as they can. But sometimes, it takes a little bit longer than it needs. But they do fix my issues and for the most part, they have reputable people. I'm pleased with their service. Their contractors are very friendly and very knowledgeable. Unfortunately, with the hot water heater, they sent a plumber but my geothermal system was attached to it and the plumber didn't do that. AHS was able to tell me though that I could find somebody on my own and then they would reimburse it. So, it all worked out.

    The most recent claim we had with was for my refrigerator. The ice maker wasn't working. However, I'm still waiting for a part and it's still not working. It's been about three weeks. Once the technician got the clearance to order the parts, AHS said, "No, we'll order the parts." I had to call two days ago and asked, "What's going on with the part? Because I just called the guy, and it's two weeks and I don't have a dispenser." They said the part is coming. That's the shipping company's fault. But then, the technician called me to keep me abreast on what's going on. He said, "AHS said that they shipped it but I haven't received it yet. Hopefully, we'll receive it and I'll come out next week." But it’ll get fixed.

    We've also been having a little bit of a spat between what they cover and what they don't cover. There was an issue with my beverage refrigerator which they still haven't replaced because they can't find somebody to fix the parts. And then, after their customer service representative told me that it was covered, when I called again now which is about a year and a half later, they tell me that they never covered them. There are the plus and the minuses. I've had them here for a bunch of things. I've had them here for my dishwasher and my hot water dispenser and it was perfect. I've also had them here for a regular water heater that wasn't attached to a geothermal system, and they came and fixed it. It's also very timely. If it's something simple, you want this company.

    The only thing that I really have a problem is when they don't know what to do with it, they never get back with me and they never tell you what the next steps are going to be. I have to call the person that came here and then I have to call their customer service department again. That's not good. For instance, I'm supposed to have somebody for my pool and they'll tell me, "Well, you have to find your own technician." I say, "The only technicians that we have won't do business with you. So, what do I do here? You're gonna have to find somebody." They bring somebody in from Hagerstown, which is just like Chambersburg. They have a limited supply of vendors that they can work with for whatever reason.

    AHS’ customer service needs to be worked on a little bit so that they're in line with what the policies. It’s nice if you have something that's very straightforward. If you have something that is custom-done, I don't know if they are the ones that you would want to have as insurance. But other than that, I've had good experience with them in the past. We've been with them since 2007 and we've stayed with them. They're a reputable company.

    We had a leaking pipe in our basement. I submitted the claim online and the process was quick and easy. The company called us within an hour and asked if they could come out on that weekend. They did and they did exactly what I was hoping they would do. It was perfect. What happened was there was a tiny pinhole leak in our copper plating. The copper plates needed to be replaced so I was concerned that the company would just gonna solder it over to keep it from leaking. But when the technician came, we explained what had been happening to him and without any further discussion, they replaced a good fourth of the copper plates with a PVC pipe. So that wasn't just a temporary fix, it’s the real deal. It was just $75 which would have been at least $400.     My water heater kept turning off so I called American Home Shield and presented my claim to them. They had a different company give me call and sent me an email of who would be contacting me first. The people contacted me in less than 20 minutes and said they could come out the next day but due to my availability with working they came the next week. They found out that they couldn't fix the problem right then and there and that they would have to order the product to fix it, so that's what they did. They ordered it, it came back a week later, and the contractor came back. I paid $75 the first time he came and then he fixed the problem when he came back. Everything was okay and I didn't have to pay again. He did a great job. Everything's working fine with no problems at all since the repair. I was surprised they were responsive.

    I selected highest plan from AHS considering I will get full protection and peace of mind. My first ticket raised is still not solved after one month. Instead AHS is asking money for each visit of different vendor for same ticket. And there is NO TIME LIMIT to close ticket. One month back when I had first issue and logged service request, it was good experience as I get mail of acknowledging request immediately. I logged complaint for appliance issue. They assigned a vendor company to do the service. Vendor company gave me appointment after 6 days to visit my house. They have no other time available so I must had to wait for 6 days.

    When Technician from vendor company came he charged first $75 for visit. He said Oven board needs to be changed. He ordered it with AHS and next appointment is after 2 weeks. After 2 weeks when he came with board, still oven was not working. Technician said AHS gave him used and faulty board. So he need to order again. Again after 1.5 to 2 week he came and again Oven was not working. So he said he again got faulty board. And there might be issue with current. He also acknowledge that before he open oven for first time current was fine and he can see display. And maybe Oven needed to be replaced. But AHS will not do it probably as they will try for repair. So AHS send electrician and asked me to pay $75 again. I said there was no issue of current before and if there is issue now it must have been caused due to faulty board supplied 2 times.

    As of now electrician and Oven technician want me to schedule their timing so they can come at same time. Most IMPORTANT is that there is no time limit for ticket to close. So this can go on for one year and AHS will send different vendors and try to repair Oven and I might need to pay for each different type of service. AHS must have time limit of closing ticket and responsible for service. Not saying it's supplier problem who is giving faulty parts. I have contract with AHS and not with their supplier. In summary after one month issue is still not solved. And I don't see any timeline or way forward to solve it.

    I have had American Home Shield for a while and I recently bought Choice. I used them once and they delayed everything. It took three days so I dropped them right after what I called them for. It wasn’t like when I call American Home Shield where everything’s done quickly so I decided to stick with AHS.     We contacted American Home Shield because our hot water heater went out on us, and a contractor got back to me within the next two days. The first company they sent us was sucky, so we ended up having to look around and try to find someone else. We went back to American Home Shield as my wife’s decision. I wanted to go with someone else, and we asked for another one.

    The second one they sent us was great and did what they needed to do. However, as for the electrical system, they neglected to put a service order back with American Home Shield, so we had to contact them ourselves and find out. Eventually we were able to get in touch with them and they got the information they needed from the plumber so they can get an electrician out. Then the electrician came and did a great job. Everything’s back to normal. However, I’m dissatisfied as I don’t think AHS vets out the companies they choose to use very well.

    My water dispenser on my refrigerator wasn't working properly and so I made a claim online with American Home Shield. I got an appointment for the following day and it was emailed to me within minutes. Their contractor spent quite a bit of time though because the water line was frozen. When he got that sorted out, we tested the dispenser and it was dripping, so the whole unit needed to be replaced. He had scheduled appointments through the day but he had someone from Sears drop off the parts and told me that he would come back in the evening when he was done with all his appointments and would call me when he was on his way, and he did. He came back and fixed it and I haven't had a problem since. I'm happy I bought the warranty from American Home Shield. It's worth every penny.

    First 35 years good service, last 10 years it was awful. The past 14 times I have had to contact them has been progressively worse. First of all it is nearly impossible to get through to them by telephone or email or online. Wanting it in writing, my emails do not go through, are rejected. By phone one must listen to a long advertisement then engage in an automated Q&A session.

    But if AHS sends a person, most of the contractors have been indolent, spend 5 to 10 minutes walking around with hands in pockets when water seepage has ruined a new hardwood floor for example, or gas fireplace has a roaring flame and will not shut off, or all electric in home goes off in a Texas summer. My a/c and furnace are 31 years old now, 2017. I have paid for them in my membership since 1973. Now that the furnace has been diagnosed as dangerous, by a Structural Engineer (paid by me $$$) and now another individual company this year. The company AHS finally gave me just now has NO REVIEWS but does have 6 (SIX) complaints at BBB, one of which was an "out of business" response.

    I have asked on numerous occasions over the years when I renew with AHS whether they will replace my a/c and furnace with a Trane unit or the equivalent in case Trane goes out of business. Always am assured they will. But - I have been told that AHS will put a "band aid" on the furnace or a/c and not replace them. Now however I feel as though the lack of interest and general avoidance is pushing me toward dropping the contract. It is a Catch 22, I've a lot of money invested with them and two ancient large dollar items on the brink of failure or fire.

    I contacted AHS approximately 4 weeks ago regarding my Whirlpool washer (10 years old). The washer was working fine with the exception the clothes were not completely spun dry. Prestige Appliance was the first contractor to diagnosis the washer. Due to my schedule and the contractor's schedule it was hard to schedule an appointment. However, he finally showed up on a Saturday, although this is not a normal work day for him. The contractor provided me with a handwritten diagnosis... In short the machine could be repaired. The contractor stated he would submit the diagnosis on the following week.

    I called AHS February 20th to follow up and found out Prestige had not submitted the diagnosis as promised. I contacted AHS three days in a row and Prestige still had not contacted them. I requested a different contractor as my washer was still not working and my dryer also stopped working. I took off work for a 4-hour window on March 1st for Ukon Appliance Repair to diagnosis my washer and dryer. Per Ukon Appliance Repair both appliances were repairable. During the diagnosis process with Ukon, my washer was ran to see exactly what was going on. Unfortunately the water would not go out. It stopped working completely.

    On March 2nd Prestige Appliance called me stating they have the parts and asked if someone would be home so that he could come by and repair the machine. When Prestige came out again, he took the machine apart and reported to AHS that the machine was overloaded with a piece of clothing in the pump and therefore that is why the transmission stopped working. On March 6th AHS reached out to Prestige to get clarification from as either it is wear and tear or it was due to overload... which of course is not covered.

    Today AHS called me to give me the great news that my machine is not covered. I asked how two companies can give conflicting diagnosis, but I got silence. Here is the caveat, Prestige Appliance said the machine is not working is due to wear and tear and overloading. AHS has offered me the cost of the parts of $81.78 to purchase a new washer through them or purchase a washer with a one year manufacturer's warranty and they will refund me the $81.78 with a receipt. I plan to call AHS back after being on hold and eventually hung up on, to request another contractor to diagnosis my dryer. I am scared I may get another diagnosis for my dryer. AHS has been a waste of money. I will probably cancel my account and just save the $38.99 in a savings account just for home repairs. It takes too long for the process, I would hate to think if the repair was a clogged toilet or tub.

    The claim process was pretty easy. But the company that works with American Home Shield can be a little difficult with trying to take the call and work through the process of getting the repair. The last representative that I dealt with wasn’t courteous. The situation was that the person in the property had a young child and the place needed heat. And they couldn’t service it that night but they said, “If it's an emergency, you got to cancel the order and call us back.” He wanted me to do an expedited order. I believe he was saying that it should be in the policy of emergency situations, but I was never informed of that by the company.

    I called them on a Friday but the call didn’t get through ‘til after 5:00. And they said that they were not able to go out there because the call was made after their closing hours. It became a little difficult because he didn’t wanna hear my concerns. So I just worked it out with the parent if they could take the young child to another home for that evening until the contractor can get out there, and they were able to make it happen. But overall, the experience that I've received from the time that I took out the policy until now, I would recommend American Home Shield.

    I submitted a claim with American Home Shield for a dishwasher. We were trying to find a vendor to come out and the rep said it’s going to take a little bit. And then they called me when they had a vendor available. After I looked up who that person was, I called them back and asked if they could find another vendor because I had read all the reviews about this vendor and they were not good. The rep said they couldn’t do that so we went ahead and used them.

    The contractor came in, looked at the dishwasher and right away knew what the problem was. It was a very quick visit and my husband had no issues with them. The contractor said that they would order the parts. We told them that if it was going to be over $400, we did not want to put that much money in the dishwasher because it was old. So he said that they would make sure that AHS knew that.

    Then AHS called us back and said that they couldn’t get the part. They emailed us back an option. It’s either they would bring the GE dishwasher that they picked out and install it from another vendor or they would give us $490 towards another dishwasher. So we went out and bought our own dishwasher and submitted the bill to them. I had called them and they said it could take up to 21 business days to get that paid, and it did. From reading all the reviews, I was pleasantly surprised that they took care of us without any issues. I never had to call them to ask where my check is.

    American Home Shield was replacing my gas oven range but they were offering me something that I didn't feel was comparable. Moreover, they weren't listening to what I had to say and so I decided to purchase outside on my own. They told me I could just take pictures of my receipt then email it to them. And so, I submitted my claim today. Also, my interactions with their contractor haven't been very smooth. They tell you they're calling you and then they don't call. Also, I couldn't call them because I kept getting bounced back. Then, someone actually talks for the first time ever in years of using them. She was very helpful on the phone to give me her personal email address. Still, it was a drawn out process and I had no working oven for a very long time. It was ridiculous because I gave American Home Shield a lot of money for a lot of hassle. They are overrated.

    I recently submitted a claim with American Home Shield and it went good. The contractor came and did my doorbell. The lady replaced the two parts that were messed up. Now my doorbell is ringing right. The sensors on my garage door opener were also going off and the wheels were off balance. They replaced the sensors but I had to pay for the wheel. Now my garage is going up and down by itself without me holding it, so that’s good.

    However, there was a problem with another contractor, Albritton, concerning my ceiling fan. The first time they came, they took it down and said they were gonna replace it with the same kind of fan. But I found out that they didn’t. They put three bulbs instead of the four bulbs that I had. So, I’ve been talking with John from AHS about that to make sure that the contractor gets the job done. And as of today, they have not come back. According to John, they can’t replace the fan with what I had even though they’re decorative. They just have to make sure that it’s close to it. But it isn't even close to it. So I told John to tell them just come, take the three bulbs, and put the four bulbs on it. But they haven’t done it as of yet and I haven't heard from them. And this has been going on ever since the 14th of February. I’m hoping they will come and do what they’re supposed to do.

    Although my interactions with the people at AHS are great, I was about to change them and go to another company because I don't like what this contractor, Albritton, is doing. AHS gets my money every month out of my account, but the contractor hasn't done what they were supposed to do. And I told AHS, if I get any other electrical work which needs to be done, I do not want to go through Albritton anymore. I sent some more people to American Home Shield and I’m thinking about letting them know of not dealing with Albritton, too. Nevertheless, I would recommend AHS to a friend.

    On December 20th, I had put in a claim to American Home Shield for a fan above my stove that was non-functioning. I've called them 12 times and every time I called, I had to explain the same thing over and over again. They also sent me to purchasing and I got to explain everything to them. I was told to call Whirlpool to have them come out and pick up the unit and bring a new one. So, Whirlpool came out here and said they don't take the fan back. They thought they were coming out to pick up an appliance, and they were going to charge me a service fee for that. And then, American Home Shield called and said that they'll get rid of that and order a fan.

    And then, I have to call the installer to have them come and install it when it comes here. I do not think I should be calling the company that's going to be replacing my fan. That should be taken care of by AHS. Unfortunately it's a product that hasn't been around for 20 years. The first product we got was damaged and we were going to be charged for restocking fee. It was not my fault it came damaged since it was packaged damaged. It's taking me six weeks to even get a response from them. So, it's very, very disconcerting that I paid this amount of money for AHS and I still do not have my fan fixed.

    So far, everybody's been nice. They're trying to help me out but they're not communicating amongst themselves. I've had American Home Shield in the past and I've never had an issue with them before. I don't know if this happened to be because this product is such an old product and they can't find it. I'm very disappointed with them and I'm at the point where I might be changing companies whenever my contract is up.

Every time I call Sears direct and talk to them they were bland to me and they gave me a different story. So I finally called AHS back. They got me lined up with someone else which worked out very good. The contractor was very helpful and friendly. He was able to get to my problem and got it taken care of. Also, his performance in repairs was great. So, I was very satisfied with him.

    The most recent claim with American Home Shield was for a dishwasher. The spring that holds the door so that it goes up easily and closes popped off. So, the door was like a deadweight. You can lift it but you'd be surprised how heavy that door is without the spring. I submitted the claim online and scheduled it which was very easy. But it took the contractor maybe a week or longer before they got to me. It was really concerning because when I looked up the company, Google showed them as out of business. They obviously weren't out of business but they also obviously didn't give a ** about getting into 21st Century and update their information in Google for anybody else that might want to find them. So, right off the bat, I was a little like, "Hmm."

    Then they came and they said they had to order a part and install it. Then when the part came, they had to turn the water valve off to the dishwasher so that they can install or check something but they couldn't turn the valve. I don't know what kind of person that services and or potentially install dishwashers can't turn a water valve on and off, and they were trying to do it with their hands when any normal person would have done it with a wrench. So then they put another call into American Home Shield and requested that a plumber be sent to my house to turn our water back. When the plumber came, he asked me what kind of idiots couldn't turn the valve and if they were trying to use their hands. He did it in literally two seconds and I don't believe that he was able to do so because he's a professional. I believe he did it in two seconds because he knew he couldn't do it with his hands.

    Then I had to wait for a time for the other people to come back and try and do what they were trying to do in the first place. So,over that course of time, it had been about a month. Also during the time when they were there to first look at it, the knob that is the dial that shorts the cycle process fell off. It hadn't fallen off before, only since they touched the door, so I mentioned that to them at the time. So, when they came back they fixed everything that they said they needed to fix but they couldn't fix the knob. The knob was able to go back in but not securely.

    Eventually the dishwasher was working again and the door was working again. But then, a week or two later, the knob fell off and was permanently unable to be put back on. So, I called American Home Shield again and notified them of this and said that since it was part of the initial issue that I brought up with the previous service from them, I needed something to happen with it. The only thing that American Home Shield wanted to tell me at that point was that I might have to pay for another service call to come out if the service person can't confirm that I brought it up to them. So, basically, they were telling me that if the moron, who tried to turn the valve off with their hands, didn't remember that we have this conversation, they were gonna take that moron's word against their own customer's and charge me another $100 for a plastic knob.

    I eventually had a conversation with the people and they had to come back out again. They said that I definitely mentioned it to them before which I was thankful for. They were little difficult, at one point when I spoke with them. I had a little bit of a heated discussion with the rep but when they came back out they were nice. However they said they don't make this part. Basically, when there was a mechanical or structural thing wrong with my dishwasher that they keep sending me these idiots back to fix, for a plastic knob that can't be replaced I am now going to get a new dishwasher.

    I've been away on vacation so I haven't given them all the paperwork I need to start that process which is fine, that's not on them. But now, I continue to get a bill for another $100 service call not for them coming out to the plastic knob but for the plumber that I didn't request. I just spoke to someone at AHS who seemed to have enough of a brain on them and I say that because I find that the level of CSR's at American Home Shield is absolutely horrible. Well, I didn't expect my experience to be overly awesome because it is an insurance company who looks for ways to every engagement to cost them the least amount of money possible. But they looked at my record and they saw I did not request the plumber so they would take care of it and I shouldn't worry. But then, two days ago I got another bill. So, I'm giving them the benefit of the doubt that since they move at the speed of snail as a company, that maybe it hasn't been rectified yet.

    American Home Shield is okay if you're willing to deal with their ** and the fact that they're making blatantly clear they are an insurance company and trying to do the least expensive thing possible regardless of timeliness or without any real care for customer service or who they pick as their vendors.

    My most recent experience was very good. I had some electrical work done. I put in an online claim and then I had a couple of different things that I needed fixed. Then the person called me and I walked him through on the phone and he came and he fixed them all. He was very good, polite, clean and was knowledgeable. So it was very positive. But I have had some experiences that were not as good. It all depends on the service that you’re trying to get done and the contractor that you are working with.

    An instance where I was extremely unhappy with them was when I had a problem with my air conditioner and the contractor called me very quickly, they sent someone over and they then said they needed a part. Then I did not hear from them for a very long time. I couldn’t get the contractor on the phone and I had a very difficult time getting American Home Shield on the phone as well. There were waits of 45 minutes to an hour on hold for someone to answer the phone. There is no system to email them. You can put in a claim, but you can’t send an email asking for a follow-up on a contractor. So the only choice you have is to call the contractor or to call American Home Shield.

    After they have left messages for the contractor, three times, I told them that I needed a resolution. What ended up happening was they sent another person back out and re-diagnosed my problem. This was in the summer and I was without air conditioning for a month. They completely diagnosed it differently than the first people that came and they ended up fixing it differently than what was originally recommended. So it started running, but I don’t know whether it was a patch or a repair or ultimately what happened.

    Then I had another issue with my air conditioner at the end of the season. But because I spent six weeks without air conditioning I learned that I would want to get it fixed at the end of the season instead of waiting for the beginning of the season. I called them and told them that I would not use that same contractor and they honored my request. The contractor called me, but they couldn’t fix it because it had gotten too cold to get it fixed. So they said they had to come back, which I was fine with that response. I’ve been mostly happy with all of my claims, it was because of my issue with the air conditioning that tainted all the other ones.

    I called AHS for a plumbing service and they got people to come out and work on the pressure valve on the same day. I got rid of the first tech that came out as he told me he was coming back in an hour and I didn't see him in three hours, but a new tech was sent on the same day.     There was an issue with our garbage disposal so we set up a claim online. American Home Shield reached out to a local plumbing company who then contacted us to set up an appointment. I got an e-mail from American Home Shield almost the same day that the company would be calling us in a couple of days. The first contractor wasn't the most helpful so AHS ended up having to send out a second contractor a couple of days later who ultimately diagnosed and repaired the problem that we had with the disposal. Although there was a hiccup at the beginning, AHS did right by us and had someone else come out and and leave us satisfied.     Generally, I call American Home Shield when submitting a claim and it's always been fine. A lot of times it's electronic and I just go with the prompts then I leave a message. It's nice to talk to a person but it works and I totally understand. The most recent claim I had was when the garage door opener was having issues. Based on the symptoms it was doing, it looked like it could be a logic board problem. That's also what I've read a lot on the internet. Then that didn't seem to be it because it would do it again but it was intermittent, it wouldn't do it every day. It drives me nuts. It's like trying to find a roof leak when the water is coming in your family room and you release in a relief like 20 feet away.

    It was frustrating I'm sure for the tech as well. We couldn't duplicate it so I videoed it with my phone showing exactly what happened, when it happens. I checked the lights on the sensors and they were lit the way they were supposed be lit but the thing still wasn't working. Then Bryan from American Home Shield finally figured out that that's got to be the sensor and it turned out he was right. It wouldn't have been obvious at that point but he checked it again because he had checked the wires and found it. It was a crimped wire, where it went into the sensor itself. He was phenomenal and he did a nice job. He was very thorough when it came to trying to help me figure out what was going on.

    A number of years ago, I had a compressor or a condenser outside for air-conditioning that was acting up. The initial person that came down to take care of it misdiagnosed the issue a number of times. Then another person came down because we weren't getting anywhere. Then another person came and pulled me in and said that the problem here wasn't this, it's this over here. It seemed obvious but that's not my area of expertise. Then it worked and it was fine. Now looking back on it, it's one of those things too when it's hard to nail down some of these stuff sometimes.

    Overall, my experience was excellent. I've been pleased. Online, there's a lot of bad reviews on home warranties in general but I can't say I've had a problem. The problems I had have been taken care of sometimes immediately, sometimes a couple of call backs but I can't complain. I'm in the real estate business for over 30 years and I sell warranties. Then, our company switched to a different provider for whatever reasons but I kept my AHS because I always had good experience with them.

    The door hinge had broken on the washing machine and we submitted a claim online to American Home Shield. Then they picked a contractor who called me and came and I paid him the $100 deductible. I read all the terms and conditions, which if there’s a part that’s needed and he doesn’t have it then they will come back once the it is in and install it. And there will be no additional payments. It sounded very fair to me when I first signed up. So it turned out that he didn’t have the part. He said that he would order the part and for us to call the contractor when it was delivered. They ordered the part promptly and about three days later the part came in so I called them. They said, “Well, he can come in about 10 to 15 days.” We didn’t have the use of the washing machine so I said, “You can’t come any sooner?” They said that they were very booked up.

    We waited for 10 days, and a different guy came. The first thing he did was take out his pad and said that I have to pay them $350 for the part and the service. I said “No, I don’t. I have insurance.” He asked me for my credit card and I said no. So that started the calls. He called his company and I called American Home Shield. It took us about a half an hour, back and forth, and we finally got it sorted out. He did a nice job installing it. I had no problems with that and everything is fine.

    It seemed strange that we had to have that kind of dispute for no reason. We’re happy that AHS got it sorted out and the people they picked to service were very competent, but we're unhappy about the issues about the payment and the time delay. Other than that, everything was fine and they lived up to the policy, so I have no major issues. We’ll be staying with AHS.

They also did a faucet repair and did an excellent job. I submitted my claims by phone and the reps took my information down and called the contractor. The contractor set up the date with us and came out as soon as we gave him a time when we were going to be here. He was courteous and professional.     We've had American Home Shield for about 18 years since we lived in the south. My experience submitting a claim wasn't great. I filed a claim last year for the water heater and they sent me a person who could not replace the water heater I have. They said they'd have to take down a wall then reconstruct and I have to pay for all that, or they'll get me one that's much, much smaller. They also said that the kind of water heater I have isn't being made anymore. I refused and told them I wanted the same thing as my water heater since it's what I'm supposed to get or similar.

    We were leaving the next day to go out of town for my granddaughter’s graduation and we had no hot water. So I called a plumber who said that he has one and then he came the next day and put it in. I went to make my claim for what it cost but they refused to pay. I had to pay about $1400 and they gave me only $800. I tried to go further because I was very upset about it but I took what they had and there was no arguing. They only paid me what they wanted to pay. That's not right because it wasn't my fault that they couldn't do it and then when I called someone, they had it right away. They were saying that I refused but I called them right back when I was told from this plumber that I could get the exact same thing. And they just didn’t want that. So that wasn’t a good experience at all.

    Our oven's igniter wouldn't light and when we looked at it, it turned out that a pan was making contact with it so it didn't work. The door was broken too. American Home Shield fixed both issues and they did well. Their guy came exactly when he said he would within the timeframe, he was friendly, and he did what he had to do. However, scheduling was hard because a lot of the companies can't come on weekends. We were able to work it out during the week but it was very hard for us to have people come during the week because we work Monday to Friday. Other than that, it went fine.

    My sister-in-law who lives in Philadelphia told me about American Home Shield. She said, "Since you bought the house, you really need to get this. It's good to have." We're very happy with it. It's reasonably priced, every month we only pay $52. AHS is an excellent program for homeowners because you don't realize that some of the little things could go wrong. It gives extra peace of mind when you have a home.

    We had an issue with our garbage disposal and we had some leakage up by the tub. American Home Shield came and took care of everything expeditiously. They weren't here very long and it wasn't anything too major. They had to swap out the garbage disposal with the one they had in the truck, which was good. We also had an issue with our stove too. We needed the part that heats it up because it was split in half. They ordered the part for us right while they were here and they had it shipped to our house. Then they came back out in about three days to fix it. The contractors that came out to do the fixing were professional and courteous.

    I had someone fix the dishwasher for my most recent claim with American Home Shield and it was nice. It did not bother me that the guy had to make several trips in order to get to the conclusion because he made an appointment and he showed up. I understand that maybe he was not going to get it right the first time -- he had to replace different parts. But at least he came when he called and told me he was coming. I’ve had other experiences where I waited two or three weeks in the middle of the winter with no heat. He asked for a rating after he left and I gave him 5 stars.

    However, there was another contractor that did a terrible job with my airconditioning. They’ve put a unit in where they had to take out an attic staircase, so that means if the unit ever does go again, the attic staircase has to come out. All these things were not put through and what they considered to be additional work was re-hooking up a unit and they charged me over $1300 to do that. They said they had to reconfigure the unit to match the new unit going in, which is a crock of BS. It’s not my area of expertise but I’m not a moron.

    Also, they didn't connect the condensate line so water was seeping through my ceiling and until today I still have problems with it. They told me it was past 30 days. I didn't have to turn on my heat for 30 days and now I have an annoying noise every time the heat comes on. Then when I got to sell the house and had to deal with it, they refused to deal with it. I wouldn’t recommend that air-conditioning company to anyone, including my worst enemy.

    American Home Shield advertises that they replace items but they don’t. They give a prorated amount. They advertise that they have the best contractors and will let you choose the contractor if you have a problem. I’ve had problems with contractors that are actually twice as high as other people so it ends up costing the consumer more money. I’ve built several homes and they do this.

    Also, it's wrong for them to lure the people in and then once they're under contract, they are not privy to anything new coming out to entice people. It's ridiculous that they offer new clientele more coverage and better benefits than the clients that have been with them for 20 years - somebody who pays $600-$700 a year for 20 years and little by little chip away at what AHS was going to provide and then when people turn over and look at the new deals out there, they’re much better for people that have been loyal to their companies for decades. It’s a flawed business practice. Anytime they come out with a new program, deal, or incentive, it should be provided to the people that have been loyal to them. People get angry and try to switch when they learn about it.

    We recently had a very bad leak in our basement and our water heater wasn’t working too so I called American Home Shield for them to send somebody to come and look at everything. The contractor couldn’t find anything wrong with the water heater, so they just tested it. I’m still having issues but AHS won’t do anything about it because the water maintained its heat and stood hot for 18 minutes when the contractor tested it. But that was with the hot water running. I can’t turn the cold water on or else it will be ice cold.

    In the meantime, I’m not getting a full tank of hot water. I have a 40 gallon tub and can't fill it up because my tank is only 30 gallons and I'm getting maybe 20. The plumbing company told me that they won’t do anything about the water heater unless it leaks, because that’s what AHS will say. When I called, I also told AHS that I was having issues with my bathtub. The contractor fixed some of the issues but I had to pay another service charge because they never listed the bathtub on the work order.

    This is our second plumbing issue. The first call I had with AHS was for a different leak which was coming from the bathroom. There was a bubble in the ceiling so the plumbers cut some parts of it. They were highly professional and did an amazing job cleaning up after themselves, however, they didn’t cut out enough of the drywall ceiling so there was some water damage from the way that it dried. The leak occurred around the second of January and it took AHS until February 4th before I even got an acknowledgment about the continuation.

    The contractor AHS sent would not fix the hole because of the water damage. The tech said that it couldn’t be repaired because of the way the plumbers cut the hole. I offered to pay him out of pocket to do the rest of it and he told me no, it was a two person job and that he just wasn’t doing it. He said I should get somewhere around $140 to $160 but AHS said they will send me $105 because that’s what the contractor would have gotten paid to repair the hole. They just offered the buyout instead of sending someone else. The leak was fixed by the contractor but I got the hole in my ceiling fixed today and paid $325 out of pocket.

    I normally submit claims online with American Home Shield because it's very difficult to get a person on the phone. It is easy, simple and everything is there. The most recent claim was related to water heater replacement. I called in and someone came the next day. The contractor was a nice guy. He diagnosed it, explained the problem to me and recommended it to be replaced. Then, he said he will call AHS and get their approval. The only thing is in the replacement process, the warranty covers only the water heater itself but not the accelerators so they don't cover its cost of $100. We had to pay for disposing of the old water heater which cost about $80, then $75 for the talent and $360 for when the guy came to replace it. I did not like that because there are so many exclusions but we had to pay anyway as per contract.

    One guy eventually called me and explained about all this additional cost that I had to pay as per the contract. But that's okay, what can I do when it's there in the contract. Also, sometimes, things take more time because we had problems with the flood washer and that one took about two or three weeks. We had to go back and forth to get them. But if somebody asked, I would recommend them.

    I have been a AHS customer for many years. They talked me into getting the upgraded service which was more money and you can pick 10 things in your house to fix instead of their main policy where everything in the house is covered. Don't waste your time on the pick 10 things. Just get the main warranty where everything is covered. Because of course my ceiling fan broke which is not covered as not one of the 10 things you pick from your home, but it would be covered with their cheaper policy!

    Also if you have a plumbing problem they only had one plumber available in my area so I had to wait for a day and a half to get a call back for an appointment and then 3 more days for him to come to my house. So I made my call on a Tuesday and they can't come to the home until the following Sunday. I believe the AHS customer service and warranty service has gone down from when I first bought their warranty many years ago. I won't be renewing it this year as the price of over $800 and is a bit much but the service has gotten worse.

    Garage door is not opening. Called AHS today. There are some that are covered and some are not covered. I am with AHS for 10 years. If technician come to our place to assess, they charge $75. If issue is not covered by AHS, then also we lose $75. If they cover, maybe we come out good. My experience so far, they say it is not covered. AHS sucks. This is related to not only AHS, even with car insurance, medical. As long as I give them money and ask nothing in return, these companies are best in world. The minute I need something out of what I paid over years, they make it big fuss and steal more from me only.

    Our recent claim with American Home Shield was for a spigot in our bathtub that needed to be replaced or fixed and it was horrible. The guy came out and he couldn't figure out the brand of the spigot and he said he had to do research. He wanted us to send him a photo of it and he came back to take a look. He said he ordered it and it was delivered to our house. We called American Home Shield and they said they were gonna call him. That happened about three times but he kept saying he was gonna call us back. One time he said he's gonna come the next day and he never did. So, we finally just got our own plumber to do it. As soon as we got the spigot installed, the guy called us and he told us to schedule something but we already got it installed. So we called AHS to cancel and they did but they weren't even curious as to why or really didn't seem to care about anything.

    Also, we had to get a new heat pump for a sunroom before and AHS has the option to use one of their people or one of their people will give a quote and then we can use our own contractor and apply that amount. We contacted them and they had two people came out. One person came out to call the information and then took two weeks and I called to ask the estimate and they said that they've decided they don't do ductless systems. We had to go around and around. It was like a two or three-month process and then we had to have our contractor contact American Home Shield because they didn't have anybody who was gonna give us an estimate. They told us to get our own contractor to give an estimate, so we did and it was a woman who came out from our plumber and AHS was so rude to her.

    Finally, they found a contractor who would install a ductless system but it was a constant aggravation and follow-up. It's almost like dealing with an insurance company who wants to decline every claim that you give them. The only reason we stay with them is because we do have some big ticket items that go bad. It almost is worth the fight but it's certainly not how they advertised it.

    I recently submitted a claim with American Home Shield for the AC that wasn't working. In general, the process of logging a claim is easy. I can open up a ticket online and it gets logged. From that point onwards, it’s a matter of the expectations that people have with what the policy agreement really states. So in most cases, for a plumbing problem or an AC failure problem, the consumer expects that they should get immediate attention and that’s normally not the case. The agreement says that within two days of logging the case, the contractor or whoever the case gets assigned to will call the consumer. And that call is just to schedule a time for them to come out and look at it.

    As an example, if the problem occurs one night, the consumer logs in the ticket and wait for a day or two for the contractor to call. The contractor will call and then they’ll generally schedule a time to come and take a look at what the issue is within three working days. So, the time that the consumer called to the time that the contractor actually shows to repair what’s broken sometimes takes up to a week and a half. And that causes a lot of grievance to the consumer.

    Additionally, AHS tends to address a leaking pipe issue more on a priority than an AC not working. A faster turnaround is needed for a water problem than an AC problem, but in terms of the level of comfort for the consumer, they are the same. In a very hot period of the summer, if the AC is out of commission for over a week, one can imagine the kind of suffering one has to go through. The expectations are mismatched because the consumer expects immediate service but the service is never immediate. AHS isn't bad in this case because from their standpoint, it’s clearly written in the contract. It’s just that the consumer’s expectations are different. Also, no one really reads the fine print.

    And the second part of the particular AC issue that I had is that although it is in the contract that the AC units is covered, there are a few things that are not actually covered. For example, when my AC broke down, they had to put in a new air handler because it was covered in the contract, but there are certain regulations that the air conditioning company has to follow for any new air handler installation. I cannot have an air handler installed unless some particular inspections were performed.

    In my case, the air handler was replaced and as a consumer, I've benefited from having an insurance policy, but at the same time, I had to bear the cost of having to go to that inspection that is required by the law and it wasn’t a negligible amount. I had to pay almost $4,000 out of pocket, and the reason was not because just one air handler had to be replaced. We have two zones, and both air handlers in the same season last year broke down, and I had to pay $2,000 for each of them, which was a large amount of money out of pocket. That’s where the expectations are mismatched. As a consumer, when I have an insurance policy, I'm used to more like an insurance policy on a car. If I get into an accident or something happens to my car, I pay the deductible. Everything else is covered by the insurance company whereas in this case, I had to pay quite a significant amount out of pocket before the insurance covered some part of it.

    All of these details are clearly let out in the fine print but as an uneducated layman end user or consumer, no one really reads that fine print and that’s what ends up hitting the consumer the most. And the result is that one tries to really question whether these policies are really useful or is one better off taking chances and not having a policy. Overall, my experience wasn't bad but it’s not very good either.

    Our garbage disposal backed up and I filed a claim to American Home Shield to have someone come. I really like the AHS portal online so I submit all my claims online. The portal is excellent. It lets you know what services are available for the issues that you have. It also lets you pick the time and you can very quickly just click what service you need. After I submit a claim, a contractor calls me.

    In the case of my garbage disposal, the technicians were able to come the very next day, Saturday, which was really nice. They found out that it was a plumbing issue underneath the disposal. It was appraised as “significant clog” and he stayed till he took care of it. Prior to that, we had our dryer replaced. The contractors AHS sent have all been great. Everyone from the contractor that initially serviced the dryer to the delivery guy that delivered the replacement was very professional and friendly. It’s been awesome overall.

    I submitted a claim online for a refrigerator that had stopped operating on January 13, 2017 and filled out the request for repair. Sears was the vendor that they gave me to fix the refrigerator and it gave me available time slots. I picked the soonest available slot which was January 20th from 8:00 to 12:00 noon. So, that process went okay. The first guy came out on the 20th and it was professional. It was by the book and wasn't very personable. But he diagnosed the problem, and said he had to order two parts. And he was gonna schedule a follow up appointment to install them for the 26th. I wasn't happy that it was gonna take another week.

    A different technician came out on the 26th. The appointment was from 8:00 to noon and they arrived at 3:16 PM. The technician was professional and asked me for the box that came. I said, "Here it is." He opened it up and said, "Where is the other one?" But there is no other one. It's just the one that came. And he said, "There's supposed to be two." And I told him, "Well, you might want to call somebody then at the warehouse, because this is all that came." So, he spend a lot of time having to call around. Finally, he got a hold of somebody who told him that the original technician was supposed to pull the part and send that part back to be repaired. And they never did. So then, this technician said, "I've installed the one part. But I have to send this one back." And I said, "Come on now. It's been two and a half weeks I've been without a refrigerator. This is ridiculous."

    And then, I followed up with the Sears customer service line and had a chat with somebody there. They sent me the UPS delivery information that showed that the technician sent the part back to be repaired on January 31st. Five days after he pulled it. I was a little upset with that. I'm the one suffering without a refrigerator and these guys have zero sense of urgency. And they can't even get the job done correctly when they were here the first time. I asked multiple times if I could get a new part but I was denied. So, I waited for the repair and the refrigerator was up and running on February 7th.

    Approximately 7 months ago the jets on our whirlpool tub in the master bathroom started turning on and off by themselves. Likely a bad switch or short in the wiring. Obviously a serious concern given this is an electrical problem in a bathtub. After contacting AHS about the problem they sent a plumber to inspect. He came to the home and said the plumbing was in the wall (which is where all bathroom plumbing is located in most homes) that he couldn't try to troubleshoot the problem. He immediately departed and left a $75 bill for his "service call".

    The AHS warranty language states they will only cover repairs to plumbing with an "unobstructed" wall. The wall is not obstructed. The plumbing is obstructed by the wall. If their intention was that they would not cover obstructed plumbing then they should have said that and not referred to the wall being obstructed. Months later, and several back and forth refusals through AHS through the BBB, they still refuse to cover the repair. Before using this company, I would encourage anyone to do a quick Google search on the complaints and lawsuits from their customers.

    I had a claim for the hot water heater with AHS. The repair place called me and we set up the dates for them to come and they did it. The repair person said the water heater needed to be replaced. He said he'd put the order through and that AHS should be calling the next day. I didn't hear anything from American Home Shield and I called to follow up and said it was an emergency. Our heat was messed up and at the time it was cold. Also, it flooded and I had to have a restoration team come in and they were the ones who told me it was the hot water heater.

    I called AHS by noon and the rep told me the repair person hadn't called them yet. So she called the repair place who said they would contact AHS by 4:00. Then I called the repair place and the rep who answered had an attitude. I asked her how long it would take them once they got the part that they needed. She said AHS would have to order it. I was concerned that it wasn't true 'cause I called back AHS and the rep told me they do not order the part.

    There was another incident prior to this one that didn't pan out. AHS sent a tech to repair the faucet part of the tub and the sink. The tech said he couldn't do the tub as it wasn't covered. However, I could pay it out of my pocket and he would do it. He said he'd get the part for the tub and the sink and would come back and do everything at one time and I agreed. But when the contractors who were trying to fix the hot water heater came and tried to drain, the water came back into the floor. I had duct taped it but the repair person moved that. The contractors were under PSE&G and I asked them if they would repair it and they said they're not allowed to do so. Instead, they called back to their office and had a plumber come.

    In effect, I'm better off getting service outside of American Home Shield. On the service side, the electrician who came was perfect and I had no complaints. But the tech who told me he would come back on the 29th called me the day after and asked if we had an appointment scheduled. I told him I already got it taken care of. Rather than to call AHS to complain, I called up and canceled. I'm paying my $75 when these people come out and I'm not getting any results and it's alarming. The rep told me they had something where they'd send me a check. I had to fill out forms for a copy of the receipt and they would reimburse me for the amount that they would have paid for my hot water heater. But I never got anything from American Home Shield. All in all, it's been an awful experience.

    I have recommended AHS to people. We submit the original request for service to AHS online and then the follow-up interactions come from the local service provider. I've had a very positive experience with every contractor provided by AHS and everything that's been repaired has maintained and held. The only time I've had an issue with them was the two times where our HVAC system has gone out and we have young children. One time was when it was 3 degrees outside and another one was 90 degrees outside. We got authorization to go out and so we found our own provider. But when I did that, the wait time to get in touch with someone at AHS to get the authorization code for them to be able to move forward with the work had put the repair in jeopardy.     We filed a claim to American Home Shield for our toilet because the wax seal that connects the toilet to the plumbing eroded and water leaked from the upstairs bathroom into the downstairs bathroom. So, there’s water damage and the water just came spraying out. So, their technician had to come out and take the toilet off, and that opened up a whole can of worms. We called them to replace the wax seal and when they were pulling the toilet out, they cracked our tile because the person who previously installed the toilet didn’t install it properly. So, we had to replace our tile. It wasn’t their fault though. But other than that, their technicians were great. Their work was very thorough, very clean, very neat and very respectable.     I purchased AHS warranty as the big name on the market. A few months in, my fridge went out. AHS sent Sears and Sears doesn't work on Bosch. They sent a local person and he replaced a part and it still didn't work. He gave up. I told AHS only one company in town works on Bosch. After untold phone calls and 60 days, I finally had AHS agree to let me use the right company, but I would have to pay out of pocket and get reimbursed.

    The first guy, in their network, replaced the right part but wired it backwards, which I find out now creates a fire hazard. The right guy fixed it in 5 minutes. My experience with AHS just seemed like nobody at this company really cares and they have no sense of urgency...at all. They have one way to do things and it takes forever and you always get someone different. It's like working with the government. I will not renew this contract and would never buy another. By the way, I had to buy a new fridge after a couple weeks to use while I waited.

    I had three or four claims this past year with American Home Shield. The last one I had was my refrigerator freezer. There was something wrong with the seal or the door and they said they ordered the part while they were at my house but never called me back to schedule the installation. So, I paid the $75 deductible and really didn't get anything for it. Then, I also put a claim in August because the pool heater was broken. They came out, they said they were gonna replace the heater but they ended up being able to find the parts for it and I was fine with that. They got the heater working but in doing so, they brought the wrong parts for the light or pump switch to turn it on and off and they never returned to repair that.

    Also, I had two others. One was for air conditioning unit and it was the same problem. But the HVAC company that came out to do the work on the sump pump was awesome. I bought the house about a year ago in March, I will renew the warranty but I expect a faster turnaround for them to deliver on what they say they're going to do.

    I've had two previous experiences when American Home Shield sent one certain technician and he was very uncooperative. In one case, they sent somebody else to do the job. And for the other case, it was a refrigerator/freezer from Sub-Zero that are two separate units, but they are a set. He was claiming that it's a freestanding freezer, which it wasn't, and it took me a while to prove that to American Home Shield. Every time I called in to American Home Shield, he called back to disagree with my claim. They ended up paying for my own technician to fix it, and it's working now.

    But it was frustrating that I had to call and hold for an hour until I got to the right department. And usually it should take one phone call, but it took many. Overall, American Home Shield did everything on their end and they covered everything. And for somebody that owns such a big home, I'd definitely recommend them, but I wasn't happy with the technician that they sent out.

    I had two leaking toilets in my rental home in New Jersey and the claim submission was really easy. The contractors called me, which was great. I let them know I was going to have the tenant call them and passed the phone number on to my tenant. We first took out this policy when we moved into a condo which was about 13 years ago. Eventually, our appliances are going to fail because of age. We replaced our water heater on our own because we knew it was old and we felt we wanted to do it before there's leaking. We're on the third floor and we're concerned about damaging anything below us.     American Home Shield's website is very easy to navigate. When I submitted a claim through the internet, they sent the contractor out within 48 hours as soon as we were able to schedule. The contractor has been excellent. The only thing is that AHS' contract itself is slightly misleading because it says, "All covered pieces except for the door opener." And I disagreed because it is a spring, which from my point of view is not the door opener, the mechanical motor and things like that. But they tried to make an argument that it is, and they didn’t want to cover it. And I was very dissatisfied because I ended up not having any coverage at all.

    I usually go online when submitting claims to AHS and the response about who's gonna be there usually comes within 24 hours. Then I usually call for the finance side which I have to do one day later because I had to be in the home. I had really good experiences with most of the contractors. I had a claim for the refrigerator and the dishwasher which was very professionally done. I also had a claim for the washer and my experience was really good as well. They provided me with one washer model that I didn't agree much as my model should be higher. And they agreed. I did just one phone call after that and got a new washer. It works very well.

    Then I had a claim for plumbing which went really bad. The guy was not professional at all. He was cursing and had no idea what he was doing. Then I got another plumber after the first one and he didn't have enough parts so he had to come back and was late for another week. So that took almost a month. But my most recent claim for the dryer went well. It had stopped working and one of the electric fuses needed to be replaced and so far, it's working fine. I always recommend AHS to my friends.     I've had American Home Shield on three properties. They always come out and I'm very happy with all the repairs that have been made on all the different properties. There's one situation when we had a washer break down. We called them and the techs came out. They thought it was a part that they could replace so they came back a week later with the part. They tried the replacement and they said that it wasn't going to work and that we had to get a new machine. AHS did everything they said they were going to do and we were grateful that they got us a new machine.

    AHS got a third-party company, Spirit Delivery, to bring it in and hook it up. They turned it on and the machine was running so they went down the road, but all of a sudden, the machine started to leak. Basically, they did not hook up the hose correctly in the back. We were able to turn off the water but at that point, it was coming through the ceiling 'cause the washer is on the second floor. So, we called Servpro in to clean the mess up and we had another guy come in to do the repair. The hose needed to be tightened on the back of the machine and hooked up. All totaled, it was around $3,100 and we haven't been paid yet.

    I've contacted a gentleman named William at Spirit and they were in charge of the incident. I've reached out to him three times and he said he was gonna take care of it. I also emailed him. We reached out directly to them, but I'm still waiting to hear back to see if they're gonna pay the claim. Otherwise, I have to go through my homeowner's insurance, which I didn't wanna do because then they're gonna subrogate it. Spirit made me believe they would take care of it because they gave me a claim number. And this is going on at least a month now. I submitted pictures and a video of the hose leaking. We sent the repair bills and the invoices to William and we're waiting for them to reimburse us for the money that we laid out for the claim.

    I like American Home Shield. I think that their efforts were good. Everything they said they were gonna do, they basically did. I do understand that this was an accident. And cognizant of that, I know that AHS is not responsible to pay the claim, but the third-party service. But if I don't get paid my claim from Spirit who they hired to do it, then I'll have an issue with American Home Shield. But for now, I've been very happy with all their services and I will continue to use them.

I called American Home Shield and made the claim at the same time. The first time I called, I couldn't get a hold of anybody or there was a very excessively long waiting time on the phone. But once I got through to somebody, the interaction was pleasant and it was simple. They gave me the name of the person that I needed to call and I did that.

    It went very well with the technicians and their service was superb. They were much better than the ones that I called myself initially so I'm happy with the contractor selection. However, they were delayed by some other unforeseen event. But once they were here, they were able to get the work done and they were very courteous. For this repair on the house that I was putting out in the market so that it gets sold, the new buyer seemed to be happy. The work was acceptable to the buyer and then they closed the house. In the beginning, I was not sure if I wanted to get American Home Shield, but I'm glad I did. It's worth the money.

    I called and scheduled service for exhaust fans that are not doing what they are supposed to do in a bathroom: remove moisture from the air after a shower or bath. I explained this to TWO different schedulers in detail, telling them that "the fans work, (turn on,) but they are not drawing out moisture from the air after someone takes a shower." I also described it in more detail, but the above is the most important. They KNEW the fans were technically working, but that they were failing, and yet they still told me that all my exhaust fans would get fixed.

    When a technician came out, he would not fix either of the two in bathrooms with showers, not even looking at one, because the fans were in "good working order" according to him. THEY WON'T EVEN DRAW THE MOISTURE OUT OF THE ROOM SO HOW CAN THEY BE IN GOOD WORKING ORDER? I've gone back and forth with the warranty company, and although I was assured by TWO different schedulers that I was covered and that my fans would get fixed, when I called after the denial of service, I was told that the fans were NOT failing, and that they were in "good working order". (Because technically the motor turns on?? They are NOT doing what they are supposed to do, so they ARE failing!!)

    This company is perpetuating a FRAUD against me and many other people per their FB page. They KNEW how the fans were before they sent anyone out, and if my situation was not covered, they should've TOLD me!! I never would've scheduled an appt if they had told me the TRUTH about their bogus, hair-splitting requirements for a "failure". I was told I would get all 4 exhaust fans fixed for my service fee, not ONE fan fixed and the ones failing the most, NOT fixed! I am more disgusted with this cheating company than I can explain, and am NOT willing to pay the service fee until they LIVE UP TO THEIR WORD AND FIX MY EXHAUST FANS LIKE THEY SAID THEY WOULD!!!

    Recently got AHS as part of a new home purchase, and have used it in the past. I thought the service would have improved, but as usual, I had a leaking refrigerator and made a request online including ALL of my contact information. They promised a call within 24 hours, no call was received. Two days later I called AHS again to determine what was going on, AHS claimed the contractor attempted to contact me and was unable to reach me. They did not send me an email or text to that effect even though they knew that was the case. They refused to attempt to help me to schedule an appointment. The contractor stated AHS did not provide the correct phone number, AHS contends the contractor had the correct phone number. I tend to believe the contractor in this case. In any case, the phone number was a part of the request I made to AHS.

    Save your $800, 9/10 times you will end up calling someone and paying for it out of frustration because their corporate strategy is to delay until you give up. AHS, for the record, refused to connect me to a manager or a supervisor, and had no way of registering a complaint. They also refused to apologize for the delay which resulted in 3 days of water leaking on my floor.

    Every time I call them lately, they either deny the claim or they come up with modification that needs to be done for them to do the job. I'm on Social Security. I already pay them $600 for the contract and I have to pay $75 just for the guy to walk in my house. I just had one where they came in because I had a backup in my sink in the kitchen. And the guy comes in, flipped the switch on the garbage disposer and said there was something metal in there and turned the switch off. He tried plunging it a couple of times, then flipped the switch back on. And then he told AHS that it wasn't a valid claim.

    I also had them with the basement backup. They wouldn't do it because the backup caused the tubs to fall off the wall, and I understood that. They said that was the reason the pipe broke. But I couldn't help it if the water was in there and I couldn't get it out. So, my neighbor came over. He mounted the laundry tubs back on the wall. He cleaned out the clog and then repaired the pipe and did it all for a $126.09. And he took it out of his pocket. But I got AHS to reimburse that, so I could pay him back.

    And I submitted a claim when one part of the spickets broke off, they wouldn't put the it in, even though they said they were able to do it but not until I put in a shut-off valve. Also when the hot water heater went, I had to pay a modification for them to put that in. I have to borrow money when I do these things from people and then pay them back. I've contacted AHS about these and talked to somebody from corporate office. So, they already know I'm not too thrilled with them.

    We had a one-year contract with AHS when we bought the house. But after that, we didn’t extend anything because I was pissed off with them. We’re selling the house now and the person buying it wants a home warranty with it, so we paid for it. It wasn’t that expensive, but we ended up paying a little extra for pre-existing conditions. It was supposed to cover anything we didn’t know about, such as the electrical, which we didn’t know about until after the home inspector came through.

    I then called AHS a month ago and told them everything that needed to be done, and that if it wasn’t covered, there’s no sense in sending someone. They told me it was covered, then they sent a guy out. But the contractor said it wasn't covered and couldn't do any work for me, and then charged me the $75 service fee for his visit. So we made another phone call, told the home warranty company not to send the guy if it wasn’t covered. They were supposed to get back to me, but never did. It was the second time AHS screwed me over.

    I got my electrical fixed by someone else, and it wasn’t much out of pocket. It was a lot of replacing outlets and are stuff I could do. AHS wanted a professional to come in and he gave me an estimate of $650. But I can go buy these things for $20 and do it myself. They told me it was wired wrong, the wires just needed to be switched, and told me which ones, so I ended up having an electrician friend come in and do the switching. I gave him $50 for the outlets and he said it was no big deal.

    When I first bought the house, my air conditioner wouldn’t work and that was covered. I had three of their companies come out and they said it was running. But it was in the middle of July, 95 degrees in my house, and it wasn’t blowing out any cold air. I got two kids who were four months old with health problems and they wouldn’t cover the AC. They didn’t even offer to compensate, saying I went outside and fixed it myself, so it was on me. I finally had to pay out of pocket and get a brand new air conditioner myself.

    We also had claims for two plumbing issues, but they fixed those. The second plumbing was a gas leak on my water tank, as the home inspector said. I had to get a plumber out and that was covered. And then when we moved in, there was a pipe issue, and it was a little weird because I actually had to do work on it. The person who came out said he can fix it, but that I was going to have to cut the hole in the wall because if he does it, they were going to have to charge me. I said I didn’t understand why I had to do the work, but I did it.

    And when I read the contract, it was all covered, but then it wasn’t. I thought that had to be updated. And when I asked why they wouldn’t cover the electrical, they said they don’t cover anything that deals with codes. I was reading from my contract and it said that if stuff isn’t up to code, it’s covered. But they said not for electrical. I asked them to explain to me what was covered, and if I had wood that’s not up to code in my attic and was the wrong wood, were they not going to cover that? They replied saying anything pre-existing that isn’t up to code, they will cover. Then I told them that the issue I had with my outlets was pre-existing. We didn’t know about it, but it was what we were finding out then. We had the warranty before the inspector came out, and I didn’t understand it.

    So American Home Shield is a 50-50 with me. I’d go a little less with the first company they sent out for my air conditioner as the guy was a bit rude. In fact, we got in an argument and he almost got punched in the face in my house because he wasn’t using very professional language. I would never use AHS again.

    I had a problem with my dishwasher. I went online and put the claim through. Immediately, I got an email and a text on a Friday that it was assigned to somebody. It said they'd work on it 24-48 hours. Monday afternoon, I still hadn't heard from them. So, about four o'clock I called the guy who will make the repair because the number was on what I had gotten. He said that he's a one-person operation and he only goes 15 to 20 miles away and I'm farther than that. I asked him if he was going to leave me hanging and he said he gets so many calls that he cannot respond to all of them. That was rude of him and I told him that I've been waiting all this time. He said sorry and I hung up because I wasn't happy.

    I then chatted online with American Home Shield. They apologized and sent it back to dispatch. The next day, I got a call and said it would be with Sears. The person came and fixed the problem. The other claim was for my sink. The plumber called me back within 10 minutes. He made the appointment and he's been back a couple of times because it ended up not to be totally a home warranty thing and it was a faucet. But the guy has been wonderful and I'm going to request him if I have plumbing problems.

    Then, we had a stove issue recently. They had to come back because they had to order a part. They came back but the part was aesthetically defective. So the technician put it in, so it would work but we had to order another one. He came back and he's been really nice. Contractors need to make sure that their people either call back to American Home Shield, or call the customers they're not going to be able to do it. It shouldn't be up to me to have to contact them again. Other than that, I have recommended American Home Shield.

    I've been an AHS Systems policy holder for more than 2 years and recently my hot water heater needed replacement, for my first claim. Using an AHS-approved plumbing contractor, my out-of-pocket charges to install a gas hot water heater were almost double the customary cost. Based on two other plumbing contractor's quotes and an internet estimate, my water heater replacement total cost should have been $1,100, for labor and material. The AHS-approved plumbing contractor charged me $1,200 over and above what AHS covered in labor and material. If AHS allows their contractors to impose excessive charges to their policy holders, it truly diminishes AHS's value. As my first claim with AHS, it will be my last. My customer experience was horrendous and unacceptable. I clearly would have paid less to replacement my water heater without using AHS. Bottom line... AHS needs to better scrutinize their contractors.

    I have been very pleased with the service thus far. I have had two recent claims my first shortly after my policy went into effect. My timing could not have been better and the savings was significant. The contractor came on a weekend for a leaking hot water heater, I couldn't wait! Needless to say emergency after hours cost more but thank God they responded immediately. Everything was handled with courtesy and professionalism.     I was very dissatisfied with the process of American Home Shield and the main source of dissatisfaction is the contractor they choose. I submitted a claim before for one of my AC units and most recently, for the replacement of a fridge door and freezer door gaskets. The contractors that they choose are non-responsive. They don't give AHS the highest priority or they go to contractors that, unfortunately, don't have the skillset to handle the issue. With my claim for the AC, they don't keep their appointments. I had to chase them for more than a month then, I had to call back AHS and they had to chase them. Then, finally, they send someone to fix the problem and the unit has been working normally since then.

    Then, in the case of the fridge which was a very simple claim, the first choice was a contractor that really did not know how to handle the repair and ordered the wrong part. The repair person came and brought the wrong part. After that, the lady who was helping me online and I kept chasing him but there was no response. So, in the end, they contacted Sears. Somebody came, took a picture and got the part number. The part was shipped to my home then, they came the following week or so, put it in and that thing on the fridge is fixed.

    So, if I do have something that I may need repair for, I am not gonna do it online. I will pick up the phone, call American Home Shield then, work with someone on the line to make sure that they have my repair handled by Sears because of my bad experience before. I've been with AHS for several years and I don't want to leave the contract. But if they continue to bring this subpar type of contractors to do the work, I might as well decide to go for Sears instead of them provided Sears has the same plan. But I want to really commend the people who handled the call. They're very patient, professional, helpful and courteous. They work with you, they do their best and they take their time.

    We had just moved in and the faucet broke on the sink. It had been repaired before and it did show up in the home inspection, but there was some soldering. As I was using it, I put some weight on it and it broke in almost half so I had no kitchen sink. I called AHS and the home warranty was still in the old owner's name and hadn't been switched over yet, and they were calling them and not me. So, I couldn't get anyone. It took a week for the contractor to contact me. They had the wrong number because it was not changed in the system. But that was a fluke and I understand that.

    So, finally, they called then they came down. The technician walked in the house, walked up the steps and said, "I'm here for the bathroom." And I said, "No. It's my kitchen faucet." He stood across the kitchen and looked at the faucet and said, "That's not gonna be covered. Nothing like that is covered if it's ripped off." I said, "Well, it's not ripped off and you can see it's a pre-existing condition." And he went into the bathroom and said, "Well, I'm gonna work on your sink." But nothing's wrong with my sink in the bathroom. And he said, "Well, this is what I'm here for." And I said, "I want you to leave. But before you leave, I want you to call in and cancel." Because they wouldn't let me start another service order this whole time because that one was still out there.

    So he called in and canceled and then I got somebody else. The other company came and when the guy looked at the faucet, he had something to replace it, but it was not like anything I wanted and I said, "I'll pay the upcharge. I want something nicer." But what he had he said was worth $400 and I had just looked at those types of faucets and I knew they were $100 or maybe $200 tops. I wasn't gonna spend $400 and didn't want that ugly faucet. I said I'd rather buy my own and have that changed out. So, he called AHS and they said okay that they would cash out.

    We went out and bought the faucet and my husband put it in, and I paid the technician the $75. And then AHS said they couldn't give me the cash-out because it wasn't a covered item. So then I got into this back and forth and they decided that they would cover it. But I'm still waiting for the check for the cash-out and so whatever they did, it's still not resolved. This is an ongoing problem for over a month and a half now. AHS employees were nice, some of them worked very hard. But the overall experience really sucked and I'm out the money for the service calls and the faucet.

    We have a 5-in-1 Williamson furnace with a humidifier built into it. Rain was coming through the furnace itself. So we called American Home Shield not knowing what was going on. Their representative was vague and very uninformative. They were looking for information from us when I put the claim in, but they should either know or have a rep sent out that they should know what's going on. The contractors they sent were not familiar with the furnace that we had when I indicated it to the rep when I called for the claim. Also, they indicated that they weren't able to do what should have been recommended to do.

    The problem has not been repaired. We ended up finding out that the water was coming through the exhaust, the base of the chimney that the furnace is hooked up to. Since we moved into this house, we've had a couple of claims that seemed to have worked very well. However, this last one was completely off the mark. It just seemed like they didn't take the information that I've given them into consideration. It was not at all what it should have been.

    False advertising and inaccurate authorizations for repair order. Two separate issues. I recently renewed my policy. When I did so over the phone I was very specific in asking to buy a policy that would cover the repair of my porch light without having to rip out the wall to see if it was covered. I was told by the saleswoman that I would be covered. When I went to set up the repair by calling to get confirmation on this I was told this was not the case. The saleswoman lied to me.

    American Home Shield only covers things within the foundation of your home. Last year one of my two sump pumps failed and they are located less than one foot outside the foundation of my home. Last year I set up a plumber to come and fix it. He arrived, told me he was not sure they were covered, and then phoned the Authorization Department. They told him to proceed with the repair. This year the second sump pump is starting to fail. I called in for the repair, and now this item is not covered, and in fact, they should have never repaired the first sump pump. Now they are forcing to pay the $75 service fee with no repair performed. It is clearly not my fault, that I was left under the impression that these sump pumps were covered under the warranty. I would have never called for an additional repair if I had know they were not covered. Please own up the mistakes of your Authorization Department.

I called the rep and asked if it was covered and she wasn't sure, which was frustrating. Every other time I've called has been wonderful.     We recently had to have work and replacement on our heating unit in our home. So, I submitted a claim to American Home Shield online. They've got specialized contractors in our area that they choose to use. In the last few times that we've had to use them, we had to go back and ask them for emergency reasons, to dispatch somebody else. And within 24 hours, they have somebody back out. So, they're responsive. I've had great interactions with their contractors. However, it'd be nice if there'd be some indicator on their web page as to the severity of the situation. So that when they ask us to describe the issue, we can indicate that it is a critical issue. This was important because in this last instance, we lost heat in our home and the outside temperature was reaching 14 degrees. So, we needed that rectified quickly. And initially, they said they'd have somebody out in 3-5 days which would not have worked very well for us.

    American Home Shield sent a great contractor for a claim on my water heater. I filed the claim online and the website seemed pretty simple. The only drawback in this experience was the long process to get the claim approved since the contractor was on hold for an hour. I was a little upset that it took forever to get the approval because I used to have another warranty company and I never had an issue like that. With that provider, I gave them the information on the phone when I called for the claim and then they'd come out with the parts ready and fix the problem. I don't like the idea of not having pre-approved until the AHS contractor gets in my home, especially because what if the contractor comes and AHS doesn't accept the claim? Then I'm stuck with the guy who I had to pay and nothing gets done.

    I called American Home Shield for my Viking stove, GE Monogram refrigerator and KitchenAid dishwasher in May. They sent out a company, Appliance Medic, and this company was to call me. It took them six weeks to get to me. I was telling American Home Shield that this company kept saying they were coming and they kept canceling. I didn't feel comfortable with this company and I don't want to use them. They came out, looked at the stove and the repairman said it's the igniter. It took them six weeks to call me about the part that came in. But we were out of town then so I have to call them when we get back which was for a few weeks.

    When I called them in August, they told me that they sent the part back but I had already given them the $125 payment. So now, he has to look at the stove again to order the part that he had already looked at in May. Then for the refrigerator, he said that something's clogged and he has to fix that and for the dishwasher, he told me that I should get Iron Out which I can buy at any store.

    He came back out again, did something to my refrigerator to get the freezer working but now the temperature was off in the freezer and the fridge. He had to work out whatever he did and had to find and order some part and come back for the fridge. Then for the stove, he said that the igniter that he ordered was not the problem and that he needs to order a module. So we're in September for something that I called about in May. I kept calling AHS and when I call them, I had to be on the phone for almost an hour every time. Also, they don't always have a supervisor available and they can never call you back, you have to call back. I told them that I don't feel good about it, that I was certainly being jerked around by Appliance Medic and that there has to be another option. But AHS told me they're the only company in my area so I was stuck with them.

    Then, the repairman said he's not coming back to my house because my husband had some words for him and he didn't like that. Now, all of a sudden, I can use an outside company. Something I had been asking about from the inception of these problems but they kept telling me I had to use Appliance Medic. But I would have to pay for this outside company and they would reimburse me and I was fine with that. I found a company and when the guy came out, he assessed the problems.

    He said there was a module that he had to order for the dishwasher and it would cost $500 which seems like an awful lot of money. Also, he doesn't know if when he installs it, it's gonna fix the problem so he told me to call AHS and see if they could give me money worth something new. His company is gonna lose money but he was being a conscientious human being and trying to help me out. So that's what I did and AHS told me there's this thing called, "Option." So, they offered me $510 and I was able to get a new dishwasher. For the stove, he ordered whatever parts were needed and he fixed it which was $1,200. And then for the refrigerator, he could not figure out how to fix it and he's put Freon in it. So, I called American Home Shield and they sent GE out to fix my fridge. This got fixed January, and my dishwasher in December.

    Then the repair person left me the bill for the stove and he left me the repair bill. I sent it to American Home Shield. They send me the bill less the $150 for the service fee that they told me they weren't gonna charge me 'cause of all of these problems that I had. Then, I got the bill from the outside repair company and they charged me $1,203. I wasn't even aware they billed my credit card. I called AHS and they said it was supposed to be $1,203 and told me to send them the bill. It's crazy because the company had already sent them the bill so, why didn't they just send me my money? Now, I have to send the bill again for them to send me the money for my repairs.

    This is the most horrible and the worst experience that I could have ever had and I feel like I was in appliance hell. I don't have anything good to say about American Home Shield and I told them that I will never use them again. I got another warranty company and I'm gonna switch over my appliances to them. I'm done with American Home Shield.

    Each time since I purchased our policy and have had to request a repair they have dispatched companies that are not highly regarded when reviews on Yelp have been looked at. On the latest request for refrigerator repair, they suggested companies that are not even local to me, both companies and the only two available are located in West Hollywood or Beverly Hills, approximately 20-25 miles from my home. The review for Ukon Appliance has a 2-star rating as well as Ms Appliance.

    I'm extremely disenchanted with the companies that AHS seems to use. In a previous request for a clogged toilet, they did not repair because they stated we did not have an access to sewer from a trap outside our home they could not repair. Our home was built in the 40's. I had to rely on a plumber we used in past jobs who stated all they need to do was remove the toilet to gain access but AHS stated they don't do that. Plus price I paid "Our" plumber was over a $100 less than AHS provider quoted for them to do the job. The contract does not state specifically how they remove a clog. It did not state a trap was the only way to gain access. I feel they found a way to avoid job and still get their $100. I pay $360 a year plus a deductible of $100 each time they come to our home, plus shoddy providers. I am wondering if they are just trying to take folks money and not give good service.

    My dishwasher recently broke. So I went to the American Home Shield website and scheduled a service call. They came out and analyzed the problem. On the first visit, they had to order a part and they came back a week later and finished installing the new part. Now, everything works great. It was a pretty easy process. If it’s a more complicated issue, sometimes the online form doesn’t work because you can’t really describe it too well. It gives you some dropdown boxes for what your issue is. So if it’s a little more complicated to describe, sometimes you might have to call them. But either way, both work pretty quickly.

    They can improve on their online box. Because when I check the box and I put in my cell phone number, they said that the contractor would text me and let me know when they could come out. The contractor had no idea about that. They weren’t provided that information and they didn’t text me. They actually called me. So there’s a little bit of a disconnect sometimes between what they tell you is going to happen and what actually happens. Don’t tell people you’re going to text them if you’re not going to text them. I’m big on setting the right expectation. So if they tell me it’s gonna happen a certain way, I expect it to happen that way.

    I’ve used them for many years and I’ve had lots of different types of claims with them. Some have gone more smoothly than others. This recent one happened to be very smooth and it’s because of who they contracted with to provide the service. I live in a rural area, so sometimes it’s hard to find a variety of contractors. Or if I have a plumber that comes out one time, the next time I have a plumbing issue it’s always a different contractor. They don’t stick with them very long. But having the AHS policy gives me peace of mind because I don’t necessarily know what provider to call or what contractor to call to provide a different service. It’s nice to have somebody who’s pre-screened them and can send somebody out and do the heavy lifting for me. So when something does go wrong, I can get it fixed. So overall, I would definitely recommend them, but there’s always room for improvement.

    My water heater burnt-out and after calling AHS they sent a plumber to the house. He told me the water heater was completely broken and needed replacement. He also said my plumbing, electric/gas plumbing and set up were not to code and all needed replacement. These items would not be covered under the warranty which I had no clue. It was around $1000. I got 3 other opinions that did not agree with the plumber AHS sent but when I tried to tell AHS that they wouldn't listen. Basically telling me they didn't care, plus their plumber wouldn't answer my calls to respond to my questions. I finally settled with them for a lieu check and had my own plumber fix it. The ordeal was horrible. We were without hot water for 2 weeks. I'm a single mom with Lupus, but they didn't care, nor had no empathy to want to resolve the situation WITH me. Very disappointing!

    AHS contracts extremely poor and cheap plumbers and they aren't even local. I had the most humiliating experience with them when I tried to have a faucet leak fixed. They contracted T&N (check their reviews on Yelp). The guys are so cheap and so incompetent, they couldn't fix the leak in a month and a half. When I complained, they turned me into the problem maker and accused me of being abusive with T&N. They believed everything T&N told them and completely dismiss me. Calling customer service is a complete waste of time. To get someone of the phone, you need to literally spend hours on hold only to be told there is nothing they can do because that's the only way to keep their job. I finally got them to assign another plumber. The faucet got fixed but it broke again shortly after. They refused to fix it. This is just a faucet leak. What if he had a major repair... This is not a home warranty. This is a home scam.

    Three weeks ago we called for a service on our dishwasher. A service person came out, said he had to order a part, charged us $100 and we never heard from him again. Have been unable to use the dishwasher and wash everything by hand for 3 weeks. I can appreciate that sometimes things go wrong, but the real issue is how AHS handled it. Called several times and was told that they would get it taken care of and we would hear back soon. Never received a callback, called again, promised we would hear back and get resolved by end of day. Never heard anything.

    When I called the 5th time to cancel, was put on hold for retention department and they never picked up after a 30 minute hold. They called me back the next day and said they would get it taken care of and would send me an email. No email, no call back and no follow up. This was the second problem we had with AHS and spent $100 for someone to do absolutely nothing but to show up. I called a service company, they will be there tomorrow morning, $59 for service call if we don't repair with them and they will show up with the parts to repair. It is not worth the annual charge to receive no service from AHS, no promised follow up calls or emails. I now have a bad taste in my mouth of these type of warranty services.

    I usually like to go online when I file a claim with American Home Shield. It's not hard to navigate through their website during the claim process, but sometimes I have to call because I'm not able to input enough information. When I call, the reps are sometimes great, and sometimes not so great. It's fifty-fifty. I've had some really competent, nice reps, but I've had issues with a couple. With the contractors that AHS sends out, 75% of the time I'm happy with them.

    I have a few claims going on right now. There were some issues, but it eventually got sorted out. However, with my other claim, the guy is coming back to install my stuff, and I wasn't happy with this last one at my house. Usually, the contractors that come here for a service call look at the problem, see what's going on, immediately call AHS to get approval for repair then fix it while they're still at my house. But this particular gentleman doesn't do that. He comes to my house, looks at things, and then leaves. Then he wants to come back for another service call, even though he could have fixed the problem while he was here, and I didn't like that at all.

    In addition, I was extremely annoyed recently because I have five or six contracts with AHS and one of our homes burned down to the ground. So, I called to cancel the contract for this home. Obviously, I don't have that home anymore. They said that they would have someone call me back, but they never did that. I called back a couple of weeks later as no one ever called me back.

    They did cancel, but they then told me that they had just charged my card for the following month. I didn't appreciate that and I wanted them to refund the payment. They said it will cover my administrative fee for canceling the contract. I said, "You're going to charge me an administrative fee for canceling the contract when my house burned down and I have five other contracts with you? Are you sure you wanna do that or do you want to talk to your supervisor?" So, she talked to the supervisor, came back, and said, "We're gonna waive that administrative fee," and I said, "Okay. Thank you."

    Then a week later I got a letter in the mail saying they were not refunding me anything, and that they provided coverage up until January 26th, whereas the home burned down on December 22nd. So, for somebody that's a good customer, with a lot of homes on warranty with them, it makes me want to bring my business elsewhere. It's just not good customer service and it's not good business. They could not even call me back, and instead of speaking to me about it, they put a letter in the mail. All of that was not cool and I wouldn't recommend them at this point.

    AHS has a history of denying legit claims. They initially denied a repair to the kitchen sink by citing damage by foreign object which BTW was a piece of daily scrub 1/20th the size of a quarter. This was 2016. Well! Things didn't improve in 2017. For a faucet leakage, they cited physical damage and claimed that they would have honored a normal wear and tear. In my opinion, this faucet was not changed in the last 15 years. I am not sure what the definition of a faucet's normal wear and tear is? If AHS has to deny every claim by falsifying information on your face, I don't see any reason to continue with this company.

He looked around everything at the plumbing side, and said that the water was coming from out of the ground, not by plumbing. Then just took $75.     I made a ton of claims over the period I had American Home Shield. They varied in experience, but for the most part, it was very positive. I submitted claims online but there were situations for nearly a year where it seemed like the contract changed and some of the things that I tried to put a claim in for wouldn’t be accepted online. But after calling AHS, I was able to do it. Also, there seemed to be some inconsistencies with how much information I needed to submit a claim. Sometimes it asks for a specific location of the appliance, the problem, or model numbers but other times it doesn't. I'm no longer under contract with AHS but overall, it saved me around $5,000 over the course of it. I bought my place a bit before a lot of my friends were ready to buy theirs and I strongly recommended going with an AHS home warranty plan.

    We had AHS many years before and then we got them again and we've had great service all the time. They’re always really quick to get somebody out. I recently submitted a claim with them since we had issues with our oven and microwave combo and our icemaker and fridge. I did it online and it was very easy. The only thing was that there was no comment section with the options that it gave me when it was asking me what appliances needed help. We have an oven and microwave combo and it’s all one unit together on the wall and one part went out, which was causing both of them to go out. I couldn’t specify any of that online, so I just picked both options for microwave and oven. It wasn’t until a service rep called to try to arrange the time to send somebody out that I was able to specify a little more detail on what was going on.

    I put in a claim for our heat pump. The first guy they sent out knew nothing about heat pumps and sat on the phone for an hour with tech support with them walking him thru what to do. I was shocked at this. The next guy was great, but took a long time to get him to send in the report. I fought this for over two weeks. I was beyond irritated! I finally call back in after no one had called back like they promised to and found out that he recommend it be replaced, they said that due to the high price they wanted to go with the repairs the first guy recommended. Hell no! He knew nothing and now you want him to replace parts so you can get by cheap and half ass fix the problem. I have not been impressed with this company and the way they handle claims. I had one girl hang up on me when I wanted a supervisor. They tried charging me double for my $75.00 service fee.

    I finally got transferred to authorizations dept. To sit on hold for 30 minutes after she answered... to tell them that I do not want that first guy repairing anything on my home as to which she tells me that is what they have decided and my only other options is to file with the cash out dept and see what they are willing to give me then I can chose my own contractor. Only problem is no one ever calls you back. I'm done with these people. They want to weasel out of everything or half ass fix the problem.

    My 87 year old mother, who had AHS for many years, recently had an electrical short in her heat pump. Smelling the electrical short she feared a fire and called the fire department. They came and determined it came from a short in her heat pump. She immediately called AHS and reported the incident. She was told, AHS does not cover fire damaged appliances, and when she requested a supervisor was told no, they would tell her the same thing and promptly disconnected. My mother called back explaining that the damage started inside the furnace and was an electrical short, not a fire. They still denied her claim.

    This was winter and on that day it was 28 degrees in San Marcos, Tx, where she lives. She could not go without heat and called a contractor, (who also confirmed the fire dept. diagnosis of the malfunction) and had the heat pump replaced. I've since called AHS myself, and was told that since we had the unit replaced without their inspection, they would not cover it. I asked for a supervisor, was told I would receive a call within 48 hours, but never received it. The company is clearly acting out of bad faith and denying coverage on an appliance that should be covered, and taking advantage of an 87 year old woman.

    My clothes washer stopped spinning. The tech from American Home Shield came out and did an analysis of what had to be done and then he said he had to go back to report. He was very nice and respectful. He wipes his feet and picks up after himself. He came back on Monday which was a holiday and stayed here until he figured it out. He said I'll be hearing from somebody.

    Also, they text to let me know they're on their way and it's great because I might be in the middle of something. I had my knee replaced and I just got home from the hospital. So, for me, to be prepared to open the door was huge instead of me being on the outside of the house. It's their common way of doing things but it makes a big difference while most people wouldn't pick the phone up to make this call.     It was recommended to me to contract with American Home Shield when we put our house on the market. We were advised by the Realtor, who also has AHS. Somewhere along the line, I saw some reviews that people were really unhappy. By my experience so far, it has been good. I’ve used them for a couple of repairs. I canceled maintenance contracts with utilities in favor of American Home Shield and so far it’s working out well for me.

    Our refrigerator had been leaking into the inside frame. It was spilling out every day so I had to take a towel to absorb it. When I brought someone in, he looked in the back, tried to plug it and he explained that the only problem is the drain and has a rotting out with one of the parts. It was common for the model and he said the parts might be hard to find but they would try. He submitted a request for a parts search because the warehouse didn’t have any. Around that time that it was due, I followed up and Sears sent a couple of the small parts. But there was some ambiguity on their part around whether both the parts were found or not.

    I was told that if I didn’t hear or receive anything, I should call back. We’ve always been having problems with the mail for years in our town. So before that time had lapsed, I received a call from AHS saying that they were calling to coordinate the replacement appliance. I was pleased with the way that it was handled, the outcome and proactivity on the part of American Home Shield. Sears certainly handled this well.

    I definitely recommend AHS for major things. There is an upfront and fully transparent cost so it’s a different kind of service contract than having with public service where one could call up then they'd come and you don’t pay for anything. So it’s a shared skin in the game. I like that. I also like the fact that so many things are covered and if I have a problem, it’s pretty quick. All-in-all, I’m pretty happy.

    In the place that I live in, there's an area where a lot of people run scam businesses. They try to be equitable the way AHS sends them and AHS is getting ripped off. These contractors would come and say they can't fix the problem and then American Home Shield has to pay for new appliances. Also, people from this area would buy houses that had everything wrong with it for a cheap price and get American Home Shield. Then, they'll have everything in the place replaced.

    I used AHS for my refrigerator. I paid the first contractor my $100 and they never came back for four days. I looked up them up and found that they had terrible ratings. I called American Home Shield and they tried to switch me to another guy who wanted to come, get his $100 and not fix anything. But he never came because the first guy complained that they took the order away from him. Eventually, I asked them if they could send a real company and they sent Sears. Sears did a good job and fixed my refrigerator.

    I lost all my food because it took about three weeks to get my refrigerator fixed but it's not American Home Shield's fault. The people on the phone were all trying to help me and they're very responsive. But I've had two plumbing issues since then and I didn't call AHS. I had a bad experience the first time with the refrigerator and I didn't have the time. I would have had to pay $100 regular for the Home Shield visit and my plumber was $140 to do what he had to do so I told myself it was not worth it for me to wait.

    We recently filed a claim to American Home Shield for a microwave and convection oven. My wife filed it over the phone and it was a lengthy process. They had a fair amount of hold time but their appointment scheduling wasn't as smooth as it could be. The contractor called us within days and the technician came in to fix the oven or, at least, figure out what was going on. He spent a couple of hours here and we thought he fixed the oven so we helped him put it back in and plugged it in, and it didn't work.

    My wife and I thought that he could have made a quicker diagnosis. He was a nice guy and he was trying to do his best but I don't think he was the most skilled technician we've had here. So, we ended up not having the oven, no big deal. We ended up helping him take it back out again and struggled to try to figure it out. He left and others came back with the new oven. The two guys who came in just nailed it. They were awesome. There have been some changes to the style of the oven over the years but it fit perfectly and we're totally satisfied.

    The home warranty was gifted to us by the seller's real estate agent and we've had to use it twice and both times have been awesome. I made the first claim via the phone and I was contacted the next day by the local plumber. But he couldn't do the work the same day he came out and scoped it. He said that there was a claim's process that he had to go through with American Home Shield where he had to take pictures of the hot water heater and send them in for approval. And then after he got approval from AHS, he could come back and do the work so that put us out of hot water an additional day which was a little cumbersome.

    Then the second claim was made online and it took about 48 hours to get contacted by an electrician saying he was going to come to scope everything out. It was little easier online than over the phone but both of them were no trouble. It's been a great service so far. I'm glad we have AHS and I've also recommended them to multiple friends.

    After I submitted the claim over the phone, the technicians were out here the very next day, and they worked out good for me. I needed a part for my washer and it took the technician a week to get it. Then he was back, and fixed the washer. The response time was just excellent and the time that they put everything together was great. The reps were helpful and courteous. You couldn’t ask for better associates.

    But my plumbing situation wasn’t covered because when the technicians came out to see what the problem was, they found that it was improperly installed downstairs. But I called the service contractor back. And they came out, gave me an estimate and we worked everything out. It was a leaky valve and he went ahead and installed it. He came back and gave me a new soap and softener dispenser. The technicians were just great and beyond reproach.     I'm a realtor so I sell American Home Shield's program to the clients. I also have a policy at my home and it's worth it. It gets expensive though. I use to have it much cheaper than it's now. Also, I wish they would have covered more items. I recently had a problem with my washing machine then my water heater. I went online, submitted the claims then they sent me an email that they got my claim and that somebody from such and such company will contact me. And the technicians called me in about 24 to 48 hours.

    The tech who came to fix the washing machine was very nice and kind of pointed out the problems. Then he adjusted the machine for the washing machine. However, the guy who came in to look at the water heater was not familiar with the machine. It was a tankless water heater and he was not familiar with that. So the company had to call me back and get me somebody else. The guy who came in after that took care of the problem and I got my tank repaired.

    Our hot water tank broke and it needed to be replaced. We made the claim with American Home Shield on Sunday and they sent someone here on Tuesday to look at it. They agreed with us because it was still draining all over the floor, then took almost four days to get back to us with what they were going to cover. I think this was wholly unacceptable given that we had no hot water. So, we couldn't take showers, do dishes or do laundry.

    One thing that was disconcerting was three of the four things that they told us that needed to happen were inaccurate. They told us that we needed a permit to put a new hot water tank into our house, which was not true. Also, they told us that hot water tanks only come in one size until we had to pay $220 for us to have all of our lines moved and changed, which was also factually inaccurate.

    Moreover, the plumber that they had contracted was going to charge almost $1300 to have it done. Our contribution was gonna be almost $500. In my opinion, the service is to keep us from having to pay out large sums of money all at one time. And so, we chose to take the buyout option which we were not told of until our fifth phone call. Our plumber ended up fixing it and they just reimbursed us for what we had to pay for our plumber. Our reimbursable amount was $781 and the plumber we found did the whole thing for $695. The plumber that we used charged us half of what their plumber was going to charge us so the repair was entirely covered by the policy.

    Still, we were without hot water for almost 8 days because we went back and forth with American Home Shield over what they were going to cover. Their claim is that their service takes all of the headaches away, which it clearly did not. While we've already received the reimbursement check, we were dissatisfied with the whole process.

    The claims process with AHS is good but last time when I called in a request for the leaking water from the ceiling, they sent out a contractor that was so bad. When the guy came a couple of days later, he cut the ceiling chute right off and saw a bit of leaking water. He asked us if the bathroom was on the second floor and we said yes. He called us there, checked the pipe and said everything was okay and that it must be a gap on the bathroom wall. But the gap is not included in the insurance policy so he told us that we should seal and we followed his direction.

    We left it for two days and after that, we used the bathroom and the very heavy water was coming down again. So, I called AHS and they sent the issue to the same contractor again who came right away. The technician checked my toilet bowl and the bathroom one more time and told me that everything is fine and it's not a pipe problem so it maybe the wall. So they cannot do anything and he left. That night we still used the shower and the water kept coming down.

    So I called AHS one more time and they scheduled an appointment for me but The Hammer didn't show up and didn't call me back to tell me when their technician was gonna stop by for the third time. So I called The Hammer's customer service and the lady said she had to wait for the technician to report the problem first and that she had to talk to her boss because they had already stopped by two times.

    So, I waited for almost five days then finally, they told me that they're not gonna come in because it's not a plumbing problem. I told them that water was still coming down when we take a shower and the lady said that I had to ask AHS for a second opinion. They didn't wanna tell AHS. I called AHS myself one more time and they sent out another contractor whose guy only stopped by for five minutes and finally solved the problem.

    I never write reviews or participate in social media however in today's world it is important that's why I felt strongly compelled to write a review to make sure everyone avoids a trap like I came upon. We had an issue with a home that was purchased. Originally we thought it was a problem with the septic and American Home Shield said it is not covered. After having a contractor check it out it was not an issue with the septic. Upon calling the warranty company back what do you know more runaround. "We won't cover it because it was repaired outside our network." I explained about the water leaking into the house and the sump pump running constantly. I was promised not once but twice to have a supervisor call me. You guessed it they didn't call back. Do yourself a favor and keep your hard earned money and spend it elsewhere. It is a huge scam. Once they have your money you are on your own.

    I contacted AHS about a week ago in regard to repairing a garage door motor that wasn't working. It was jamming on the way up on pretty much every attempt or operation of it. The local vendor came out, fixed it in about 20 minutes like it was a very smooth experience. I always prefer to call and actually talk to a person rather than going through their automated system because I want to make sure it's covered before I actually set up the appointment. I have also dealt with some other plumbers in the past, usually from J&A Heating and they've all been good.     I moved to the house in ’05 and I've been with AHS since ’06. I have a previous house and I had them before from another address. Their price went up and they’re rigid. They’re not rigid getting my money every month but when you need service, it’s crazy. I also hope some of the representatives could be a little nicer. Back in the winter, my heating wasn't working properly and then I called and they wanted to send somebody whom we didn't get along with. Something wasn't right the last time that contractor came in and AHS insisted, "This is who you have." I said, “Oh, really? I don’t have a say into who I want in my house or not?” They said, "This is it or you do whatever you want to do but that’s all we’re gonna provide.” But I went further with it and someone allowed me to get it taken care of and then send them the bill.

    Recently when I needed service, I went online. It’s really best to speak to somebody live because I didn't have a lot of choices online so I had a bunch of issues when the person that came to fix it said, "You only have ** amount of items online and that's what I'm gonna touch. If you need more, you need to reschedule and there will be another copay." And one of the things that he fixed is still not fixed and I'm only covered for 30 days. After that, it’s another copay. The technician was a young man, and he handled it very well. He was very polite and knew exactly what he was doing. Also, he was very respectful towards my property and cleaned up the mess after.

    American Home Shield always does a terrific job. My old Maytag washing machine sprung a leak and put water on the floor. And then the serviceman discovered that it wasn't a leak in the washing machine. Instead, it was a clogged outflow line. The two of us worked together. It wasn't his responsibility, 'cause he could have walked away from it at that point and I'd have to get a plumber. But I went out to the garage and got a snake, took the outflow pipe apart and ran the snake down. He pulled out the clogs, hooked it up again and it worked fine.

    However, while he was here, he discovered that there was a problem with the rotors and the belts. It worked okay but the belt was loose and it was frayed when we took a look at it. So, he said that that ought to be replaced and he would take care of that. Two weeks later, he came back. He got permission from AHS, got the new parts, and together, we lifted up the washing machine and propped it up. Then he put the belts back on and it was a nice job.

    It's the third time that the same contractor has come to our house and he's very friendly and courteous. He wipes his feet carefully before he comes into the house and he does everything right. Also, he's one of the rare people who has his own flashlight. Many of the guys who come here to our house for various other things that American Home Shield doesn't cover borrow my tools.

    The only problem I have with American Home Shield is we started at $30 a visit and has now gradually risen to $100 a visit. But the service is wonderful and everybody calls and does what they should on time. And then the call feedback has come very quickly. We handle it by email and the email and telephone numbers work perfectly and we get service right away.

Then they decided they're going to replace it and gave us an option to pick out something. So, now we're waiting for them to get the dishwasher and bring it out and install it. The thing is they never call us, we always have to keep calling them to keep ourselves updated. He suggested we have the toilet replaced. Then I realized the toilet was covered under our home warranty with AHS so I contacted them and filed a service request. They were very responsive and a contractor then contacted me within 24, 48 hours. We scheduled an appointment and the contractor came out. However, they did not think we needed anything fixed on our toilet which was frustrating. And I paid a $75 service fee, too. But, I don't think that was AHS fault, it was the contractor's decision.

    American Home Shield sucks. If I could get a lawyer and sue them, I would. We called them because our hot water tank exploded all over the basement and it just leaked all over. This was at a Saturday at 3:00 in the morning and I called AHS by 3:30AM. They told me, "This is an emergency situation. We'll send someone out to you immediately." By 4:00 in the afternoon we finally got a phone call back from AJ Plumbing saying that they're from Home Shield and they would be out shortly. They got here at 6:00 at night even though we called at 3:00 in the morning for an emergency.

    The guy that went here said that the part had to be ordered but then he very sneakily took the warranty sticker off my water heater, which I found out from two other plumbers that it is illegal. He knew by taking that sticker, nobody else could touch it cause it couldn't be covered under warranty without that sticker. He could have taken a picture of it but he had no right to take it, so to me that's stealing it. He was supposed to come back on Monday because he said that the place to buy the replacement wouldn't be open on Sunday. My husband took off of work on Monday, worth a whole day's pay to stay home waiting for this plumber but he never came. We called and called, nobody is ever in the office to answer. When the lady finally did answered in the afternoon, she said, "Well, we never promised today." My husband said, "Yeah, the guy said he'd be back on Monday." She goes, "No. You must have misunderstood." Really snotty.

    So they said that they would come tomorrow. I was off on Tuesdays so I told my husband it's not a problem and I'm only going to work at night. He would already be home so someone would be home Tuesday. So I changed my plans and stayed home all day Tuesday. By 1:00 they are not here so I called and I basically said "If you can't come today to put in the water heater which should have been done within 24 hours, at least show up and give me back my sticker so I can call someone who's competent." Well, he took that as a threat and he called AHS and said now he refuses to come to my house.

    When AHS called to tell me this, I lost my temper. And I said, "This is **. I've been a member for 18 years. I freaking called on a Saturday morning at 3:00am for an emergency situation. It's 4 days later. We're a family of four. I have two teenagers. No one's been able to shower or anything. We've been going to friend's houses and neighbor's houses. Fix my ** water heater or I'm gonna hunt you down and kill you." I cursed at the lady and said, "If you would stand in front of me, I'd probably strangle you."

    I was frustrated, but I did apologize right away for what I said but they were like, "Oh, no. Now we don't feel safe. You're threatening us. We're canceling your membership." I said, "What about my water heater?" They said, "No, you're on your own." I said, "I need my sticker back because without the sticker no one will guarantee the warranty" but again they told me I'm on my own. I had to call another plumber and it costed me $2,000 because their plumber stole my sticker.

    So they actually canceled my membership because they couldn't understand why they sent somebody to me who stole from me, didn't finish the job, and ended up costing me $2,000 out of pocket where I should have been covered by AHS and only pay $100. They wouldn't stand by me, instead they're protecting the plumber who has no record. I actually had another person call the plumber pretending that they needed work and asked for their license number because they wanted to check him out before they let him in the house and they refused to give the number. I don't even know if these people are certified plumbers or not. I called ConsumerAffairs and they were trying to help me but they hit a dead end. They can't even find a registration number or a legal listing for them. AHS are made of totally useless crooks and I have nothing good to say.

    I called American Home Shield on a weekend to submit a claim when I had electrical problems in my home. The people I've talked to were nice and they're on the ball to get things done. But most of the waiting around came from the contractors and not so much from AHS. Ultimately, the problem took eight different trips from four different people over the course of weeks and guessing games before it was resolved.

    I wouldn't have called AHS if the contractors were really awful. Although I had one contractor who came out, waited three hours, pinpointed the wrong idea, and then said that he can't help anyway because he isn't authorized to work on the problem. He knew that when he walked through my front door but he had to spend 3 hours there. He wasted all that time and money and I was really upset. But the first time I had the problem, the power went out in the house and they came out and changed out the breaker. It must have been a month or two weeks or so later that the same thing happen. So, nothing was fixed then. However, they came out and know what they were doing on the second time around.

    When we bought this house, the old owner had the policy with American Home Shield and she turned it over to us. So far AHS has been very responsive and does quick repairs. Recently, our hot water tank broke so I called to submit a claim. The interaction that I had with the reps was very brief. They figured out what I needed and called the plumber. The plumber called me right back and the heater was replaced in four days. He was awesome. He got a really nice new tank for us, cleaned up all the water, had it done within a couple of days from the time I called in the claim so it was really good. We had to pay a little extra money but it was worth it.

    The only bad experience I had was when we had some electrical things that we needed fixed. The electrician said he would call me back but he never did. The ground’s frozen now so I can’t really do anything about it. I have to wait until the ground thaws out because it’s lights that are outside that run underground from the garage.

    My sump pump went out and my basement was flooded, so we had to call the plumber. He was not even supposed to be working and he took the time to come to my house anyway. Usually, they have 24 hours to get to your house, but when he realized that my basement was flooded, he came right away and he put in a brand new sump pump. I was pretty happy with him.

    Then when he went to turn it on, he said there was something wrong with my electrical outlet, so we had to use an extension cord to keep the sump pump going and I had to call an electrician. The electrician also came as soon as he could get here. Then he checked the outlet, and he said the outlet was fine. The plumber just forgot to turn on the breaker switch.

    However, they both charged me $75. I can understand the plumber charging me $75 because he put in a new sump pump, but all the electrician did was turn on my breaker switch and that irritated me. But the American Home Shield reps were very informative and helpful. Overall I always recommend them to my friends because I've never had anything but positive experience with them.

    I'm a realtor and I use American Home Shield all the time. Our hot water tank failed so we have water all over the floor. I filed a claim, the technician came and replaced it. It took a couple of days because it happened on the weekend but everything went very, very well. It was very stress-free and a very smooth procedure. They explained to us what would be covered and what wouldn't be. Overall, they were very timely and professional. I'd recommend them.

    To keep a long story short, I put in a service request and had a contract company that works with AHS come out. They did NOTHING! Literally just came in. I told them what I thought was wrong, the tech didn't check a single thing he just said let's get a new fan. I asked if I was covered. The response was yes so I paid the service fee only to be advised a few minutes later after he left I wasn't covered. Well after trying to get AHS to resolve the issue that got me nowhere after 3 calls and over an hour on the phone. DO NOT use this company for you home warranty!

    Aaron, I apologize that you have not had complete satisfaction with your warranty. I understand that sometimes the limitations of the warranty can be unfortunate. Your warranty does cover for the electrical for your ceiling fan, although you did not opt for coverage for the ceiling fan itself. I apologize for any frustration that this must have caused you.     first time service request - snail pace. I requested service for washer 6 days ago; repairman finally came & told me that it may take another week to get parts, and maybe... machine would work then. AHS would/could not get any other repair company to come any earlier - all my suggested local repair shops were ignored. So I paid $100 for the service call and wait for 2 weeks for repair.

    Thanks for the great water heater. The contractor was efficient. However, the only downside was the 2-3 days without hot water. Our hot water was replaced and the only out of pocket was the upgrade. I would think this should be covered since it is the only way the heater could be installed (this was the reason for a 4 star). Overall, good experience, but was hoping for great.

    I called American Home Shield recently for my sump pump. The reps are easy to talk to and if I don't have my contract number, they can look it up right on my home. Sometimes it's a long time on the phone but I have the option to go right online into it just as well. They were able to get somebody out here the next day. The contractor was very nice, knowledgeable and down to earth. I enjoyed having him in my home. I would recommend AHS.

    I normally submit claims online but when I had a lot of plumbing problems, I called since I don't know how to submit multiple problems online. AHS sent somebody who came within two days and was really good. He had to order some parts, came back the next day and it was all fixed. I only had to pay one service fee. Another issue was when my stove broke. They tried to repair it several times but they couldn’t and so they replaced it. Overall, they were very efficient and fast in terms of making the claim and the turnaround to repair.

    American Home Shield dispatched a technician for my dishwasher and dryer. The tech, Ron, saw that I'm a single mom making sure that I have a dryer and dishwasher up and running rather than just an another customer. He came to my house and went straight to the dryer. He checked it and he said there happens to be a string in the dryer, it got stuck and he was able to get it right out. Then he came up to look at the dishwasher and saw a broken part. He said, "We'll get your pieces ordered." He also said, "They'll be in about a week." When the parts were in four days later, he came back. AHS called to reschedule and he also came right back. Excellent repairs. I probably had one of the best claims in the years of experience that I ever had with AHS. I feel that the service that Ron did takes a lot of passion for the job.

    I recently filed a claim to American Home Shield for a dryer which I submitted online. However, in the past, I was not able to gang several service requests together if I do it online. So, sometimes I've gone online first and when that didn't work, I'd have to call. Or, I've gone online and I can't find the box to check to describe what the problem is, so I have to call and make sure it's covered. I've seen their plumbing and electrical contractors the most and I've had good experiences with them. We certainly had things that have come up after the fact. But they came back and fix whatever it is. Although on things that I've had to replace a part with an American Home Shield product, which generally means a lower grade product, the performance has not been great. They could've just given us the money so we can get what we want and we'll just pay the difference. But they won't do that, which is very frustrating.

    2/10/2017: I have a Trane Heat Pump Central AC unit at my home and it is covered under American HomeShield Home Warranty. For months I have been trying to get my 25-year-old unit replaced by the home warranty company but they keep making excuses. I went to a local contractor and requested a check-up, which was done today, 2/10/2017. They said the unit has a leak and needs to be replaced as the EPA has regulated Freon and it can no longer be added to a leaking system and the unit even if repaired, it is not going to last long anyway. I am just learning this legal information now. I am trying to get my home warranty company to replace it with a newer model. However, they keep suggesting the best way to go is to add more refrigerant to it.

    A couple of months ago, I did not know the leak was an actual problem. Still, the AC was not working properly and I contacted AHS, they sent a guy and he stated this unit is too old and it is going to leak anyway so the best way to go about it was to add refrigerant every once in a while and so they did on that particular day. If this cannot be done, why would AHS contractor suggest this, as well as their customer service reps. This company is really doing a lot of work. They should not be doing and ripping people off, especially young homeowners like myself. This being said, I would like to report this Company, hopefully we can stop them from undergoing illegal procedures and without even briefing the customer on what can and cannot be done, legally.

    Update 2/13/2017: The service provider came over, he said the same thing every AHS service provider in the world says "it can be fixed and we will add more Freon to it". This is without mentioning how rude the guy was. The unit is 25 years old people and it doesn't cool. How would you feel if your AC didn't work and you have a home warranty company that are just in for the money and don't care about the customer nor how uncomfortable they feel in their own home b/c their AC does not work properly and the home warranty company doesn't want to help AT ALL with changing it (when it's covered)? These people have no empathy for the customer nor for the planet, they just want to keep polluting and ripping people off. Would someone from AHS have my AC replaced please, ASAP???

    My pool pump went out. My AHS home warranty covers the pool pump, it has been over a month since I called in the service request and the pump is still broken. The first pool company dispatched to service the pump did not get authorization to replace the pump because they were not the company that originally installed the pump. The second company dispatched started off trying to replace a pump (aux pump) that was not broken. When I pointed out their error they disappeared. After calling them repeatedly they have now handed me off to the manufacturer of the pump.

    After calling AHS back to complain they offered to resend out the same company they pushed me off to the manufacturer of the pump. When I tried to explain to them that that would not accomplish anything they seem entirely unable to grasp the situation. When I asked to speak to a supervisor they put me on hold for 15 minutes and returned to say there was no supervisor available. They offered to have a supervisor call me within 48 hours. This has been my experience with American Home Shield. If you are looking for a responsive home warranty company continue to look elsewhere.

    AHS sent two guys from Philadelphia to fix our microwave and they were very nice. They took the microwave door off, put a new spring in it and got it done in 20 minutes. They didn't have any access for me to pay by credit card, so I wrote the guy a check. A couple of days later, I got a copy of the canceled check and I got four or five emails from American Home Shield saying that my account was past delinquent.

    Every time I call AHS, the girl who answers the phone is a different person and they always say my problem's already taken care of then a week later I get another email which is frustrating. Also, during the day if I call them between nine o'clock and three o'clock usually I get somebody within a couple of minutes, but if I call after four o'clock I stay on the phone for 30 minutes before I get a hold of somebody.
