I looked for a home warranty and I was checking to see who had the best ratings. I also looked at the Better Business Bureau, and American Home Shield got good reviews too. I’ve been with them about a year now and I would recommend them. I was telling my neighbors about American Home Shield and they wanted to know more stuff. Three of us have AHS here.
I had a problem with our washing machine. I called them up and told them about what was going on. They're easy to talk to and easy to get in touch with. They set me an appointment for someone to come out and dispatch somebody to weigh the situation. The people that came out were very experienced. I could tell they had been doing it for a while because they just took things apart without even reading any instructions. They ordered the part and when the parts came, they called me up to let me know. They then set up a time to come back out. They took the machine apart and they repaired it. They were very fast and they did a great job.
I was glad that American Home Shield chose them. You would think that they would just send you anybody, but the people who came out were quality contractors. They were people that I would've been looking for myself if I had to go out and find someone to repair my stuff. When they fixed the washer, it’s just like new. I was going to buy a new washer because it was over 10 years old. Now, my wife is stuck with that for about another eight or nine years. Even though my coverage is going up and all the fees had gone up, I'm going to renew my warranty.

I have three claims with American Home Shield. One is on the heat burner, the second one is on cook top, and the third one is on the central vacuum. Submitting a claim with them is extremely easy. I call AHS, they log it in and then they send the contractor for service. It's very fast and the contractors they send out are very professional. After the contractor talked to the American Home Shield about the central vacuum, they did the job and fixed it right away. They put in a new motor and everything's working fine. Also, when our central heat was not working, they came and replaced the whole thing and a couple of valves, so now it's working perfectly as well. However, they still ordered parts for the cooktop, so I wait for them to come back. But overall, the service is extremely good. I have two other companies that have experience with, and AHS, by far, is the best and very professional. They are very efficient and they solve the problem.

AHS has now neglected my account 4 times! Not only did I call in for service with a 35 minute hold, but I paid my account at the same time. Thinking, ok good, I have this taken care of, boy was I wrong! Service was handled, but I continue getting notices of an account balance. I again called to straighten this out and was told I would receive an email the next day confirming my payment and my account was corrected. Today, I receive an invoice for what they consider a balance. Very untrue!!! I remind you my balance was paid in full over the phone. Today, I called yet again, to clear AHS's mistake up, and no one will help. The last call to a CSR made me realize they don't read their notes thoroughly, nor do they handle payments all the way through.
I encourage everyone considering AHS to run. Do not use this company. I will spread the word in my area and will never consider them again! What in the world did I pay for? Grief? No, I didn't- I paid for competent people to make sure my payment is handled correctly. They sure didn't hesitate to deduct the amount from my account, but they are quick to assume my service charge isn't paid. In summary, NEVER use AHS again! I certainly won't!
Hi Jill, I do understand how much of an inconvenience long hold times may be. Also it can be frustrating to continuously receive payment notifications regarding your account. One of our social media specialist will be following up with you regarding your issues at hand. Thank you!

I had my furnace replaced in 2012. The technician installed the new furnace and when it was time to install the filter to fit in the allocated slot which is not easy to access he cut a filter and wedged it into place. The area where the filter goes is to the left of the motor. I have called the technician and American Home Shield several times to inquire about how to replace my filter in a safe manner and what size it may be and I did not receive a clear answer until 4/6/2017 from a company outside of American Home Shield.
In the past I was referred to the manufacturer/maker of the furnace. I was forced to do research on my own to no avail. I was informed that "The contractor forgot to put an exterior rack between the furnace and the return drop." A filter rack would take up between 1-2" and a mechanical cabinet would take up about 5-6". I was informed that I could be causing a short in the high or low voltage passing through to the furnace circuit board. He informed me that If I had a properly installed rack or cabinet and wanted to change the filter there would be no problem. He informed me that in order to install an exterior rack or cabinet, the heater would need to be uninstalled and a rack would be secured to the return drop, then furnace reinstalled, the heater would be pushed out from the wall 2" to 6". I would like this issue rectified immediately before it causes a fire to my home.
Hi Michele, I thoroughly read your review and see that you are still facing issues with your furnace, which was replaced in 2012 per American Home Shied. In order to get your issues resolved we will be contacting you soon. Thank you!

I submitted my claim online to American Home Shield and it took four days to get someone here. They made a follow-up to double-check and then they called when they were on their way over. It was efficient. The contractors were polite, fast and they were early. It was perfect because usually when they give you a four-hour window, they always show up right at the end of it but they showed up right at the beginning and I couldn’t be happier. The sink was leaking because of a putty problem around the drain and the toilet needed a new flange. They fixed both and have stopped all the leaks. It was quick, easy and the guys were knowledgeable. Everything went well.
Hello Gerard. I am glad to hear your plumbing issues were taken care of quickly and effectively. We appreciate your positive feedback.

The contractor from American Home Shield was fantastic but they didn’t have to fix anything because we used another company to move our air conditioning unit. They moved the unit’s location from the house because we got a deck and stuff built on it and a carport thing done. The Freon tube that they ran rubbed against the concrete underpinning and had a pinhole that leaked all the Freon out of it. But the American Home Shield guy located it and it was what we needed to know. When the guy came out, he didn’t charge anything to fix it. He also called the other people who had to do with getting the unit moved and they came right out and fixed it. All in all, we were very pleased with American Home Shield and the man who came out. They did a wonderful job.

I'm a new customer at American Home Shield. Unfortunately, as soon as I got the service, my dishwasher went out. It would come on and then other times it wouldn't. I didn't bother with it and started washing dishes since I couldn't deal with it. Then the washing machine went out, so three days after the washer went out, I made the call to AHS. They were very prompt. A nice young man came out and looked at everything. He said the electricity on the dishwasher wasn't good and the transmission on the washing machine had gone out.
Then I got a phone call from American Home Shield saying that the technician had said my washing machine had obviously been broken for months, so they would only cover the dishwasher. When the technician came back to look at the dishwasher, I told him what AHS said he had written in his report and he said, "No, I didn't." AHS knew it's going to be a big expense and didn't want to cover the washing machine.
Then the electrician replaced the breaker in the garage and the dishwasher worked twice, but it quit working again. We're sending the electrician back out after working the electricity, which is a waste of time and money. The electrician came back again and said that there was no issue. Then the technician came back again and saw that it was the control panel. So now we're going to order parts and the technician will be back for their fifth visit for the dishwasher. In the meantime, I spent $800 for a new washing machine. AHS didn't fix one of my problems so I'm not happy with my first experience with them.
I would like to thank you for choosing American Home Shield as your home warranty provider. One of our skilled social media specialist would like to follow up with you in order to find a resolution to the issues that you have been facing with your dishwasher.

Giving our "experience" 1 star is being nice. AHS was called in February due to our furnace not working. Here it is April 5th and it still isn't fixed. The company they sent out was a complete joke. Sierra Mechanical which was about an hour away from us. The first time they came out they sent a young tech and he diagnosed incorrectly. After Sierra promising to look into it and get back with us it took another 2 weeks to get a more knowledgeable tech out to tell us what was wrong. He didn't have parts so they needed to call Carrier the furnace manufacturer to order it. We called Sierra yet again because they didn't get back with us. Each time we called they acted like they didn't know what our issue was and we had to jog their memory of our ongoing furnace malfunction. They tell us again, "We will see what's going on with the part and get back to you." Luckily holding your breath only causes you to pass out.
We had to contact them again and finally got a service tech back out only to tell us the wrong part was ordered and he went on vacation so Sierra (customer service or lack thereof) of course didn't know what was going on so they had to get back with us after calling Carrier and waiting on said service tech to come back Friday from vacation to see what he did or didn't do. Meanwhile, we are running space heaters which is not cost effective or safe in a house with a 1 year old, 5 year old, and 11 year old. Finally, I call Sierra and pretty much exhausted all of my patience and good nature and put a fire under them. Moments later a rep from AHS calls and tells us that the wrong part was installed on the furnace to begin with which voids the terms of the contract.
Since we've bought the house in 2013 we have not had any repairs or services done on the furnace. We have been with AHS (American Home Shield) since we purchased our home and have been a loyal customer probably paying out over $2500 for services we've only needed twice (first time was a garbage disposal which was a 2 minute fix). Now, after 2 months and high utility bills we are held accountable for the parts and labor that this incompetent company is going to replace because they couldn't tell us a long time ago the part was wrong. If we knew we were going to run into this kind of problem we would have used our own local HVAC company. It feels like we were handled and treated like 3 rate customers simply because we had a warranty.
Hi Christopher, I do apologize for the frustrating experience you have encountered with your furnace. Also I would like to thank you for being a valued AHS customer. Your safety is important to us at American Home Shield. I will be contacting you in regards to the situation at hand to find out if your issues have been resolved. Thanks!

We’ve had an issue with the plumbing. So, I got onto the website to contact AHS for service. I placed in what I needed done and received an automatic response saying that it was reviewed. Then a few hours later, I received another email saying that it had been sent to a contractor. Less than five hours after that, the contractor called and within a day, it was done. The appointment was later on the afternoon, but they called that morning and said that they had some flexibility, which worked better with us. So, we were able to choose a different time.
As soon as they came in, they went upstairs. They were professional, efficient, skilled and didn't leave a mess. They knew exactly what the problem was as soon as they saw the toilet and they fixed it. The good thing is they send one contractor, which makes it beautiful because then, the contractor is familiar with the house. Our house is old and it has old pipes. But it's nice that I've never had an issue that wasn't covered. I got with American Home Shield when I bought the house 11 years ago and I've been with them ever since. I have no intentions of leaving them, I’m very satisfied with my experience.

Our microwave went bad so we had to have it replaced. Submitting a claim to AHS was smooth and they turned it over to the Sears rep. It took too long to get to my problem so we told them we didn't want to wait. We wanted to get someone out if we could and we did get the other electrician. But he put us off a couple of days. I guess it's a busy day but it worked out. Everything seems to be in good shape and we had a good experience with American Home Shield.

We called in a claim for a leaking toilet and American Home Shield had a contractor come out about four business days. The plumber was very professional and our personal interaction was lovely. However, when they called to schedule a time to come out, it was on a Friday evening and sounded as if they were calling from a noisy truck. They left a voicemail and I could barely hear what they were saying because of the road noise. So it was a little weird, but otherwise it was okay.
Thank you fo providing us with the positive feedback. I am glad your toilet leak has been repaired.

I moved into an older house and I figured, "If the person before me didn't do any of the basic upkeep, I'm going to need help sooner rather than later." So, I looked around at different places. And then a couple of people started recommending American Home Shield at work to my husband. So, I said, "All right. Why not?" Every person that AHS has sent out minus a pair of delivery people that was outside of their control was professional, high grade, respectful and they explained things. I love AHS.

Submitting a claim with AHS is very simple - simply call in, they assign a ticket and schedule it, then somebody comes out to do the fix and you're done. Recently, I had two issues in my living room where the breakers were flipping. I called AHS and opened a ticket. The electrician was scheduled, he came out and fixed the problem. He's been very nice and he's the same guy we've used a couple of times in the past. I've had him for four years and I've had him since I bought my house.
On the other hand, I used to submit claims online but I started calling it in because they've recently changed their processes where you have to enter either your bank account routing information or your checking information to place a claim. You also give them your name, address, phone number, account number, everything. Anyone with your ZIP code and your address can access your account. So, I no longer use their website because it's not secure and there's no way to prevent fraud. In addition, the only main complaint I have is it takes so long to get someone out and you're stuck with the vendor once it's assigned. Sometimes, it takes a week to two weeks before they can schedule stuff. It's like jumping through flaming hoops if there's a problem with the contractor or if they can't get out. They have quite a few gaps that they have problems with and I wish the process was easier. But overall, I like AHS.

Filing a claim with American Home Shield is not that bad, because they have someone to answer the phone. Once you get in touch with them, they put a report and handle their process pretty good. Although their customer service needs a good notch up. They could step it up and get more into the customer to solve the problem instead of trying to avoid it. But other than that, everything's all right. In the previous time over the years, I had left AHS and came back. I had jumped to conclusions and I went to another company. But in fact, they did their part and it was the contractors who caused that little friction.
They came for the AC unit two times. It's the same AC that I've been calling two years ago when I first got American Home Shield. So we had to get another contractor because this one wasn't fulfilling this need. But I had to pay another service charge because it was over the 30 days warranty for the same problem. I got upset about it because I don't know about the warranty, but if I'm continuously calling about the same issue, there's got to be an issue somewhere. Also, I can't predict when the AC is gonna start acting up again. But if it was over 31 or 61 days or how many other days, it isn't my problem. In fact, now, when I go in the garage, I always see this water from where the AC made a leak and there's too much water, although it isn't an issue yet.
But that was the only major issue I had. Some situations are pretty good, so I can't bash the whole organization because of that one incident. AHS is just paying these contractors and they have no idea what's going on. One experience didn't mess up the whole thing, that's why I give everybody the benefit of the doubt and give them another chance. Overall, AHS is good.

I filed claims to AHS for my dishwasher, refrigerator and a stove-oven combination which are all Viking products. I emailed my first request then and before they came, I realized that I needed to add some more appliances, so I called them. They have put it all under one claim. If it's for an appliance, they can take care of multiple claims. A guy came out and tried every single thing on every appliance and he fixed every appliance. It blew my mind that he took care of all of it and it took him about four visits to do that. He was friendly, very professional, knew what he was doing and he assured me from the beginning that he'd fix it. I told him that if he fixed my oven, he'd be a miracle worker and he was. I'd give them the top rating. As far as American Home Shield is concerned, there was very little involvement but that's fine with me because they didn't really need to be as long as they send out somebody and handle my claims.
I am always pleased to read great reviews! I am glad that AHS was able to provide with you with a knowledgeable contractor who was able to fix all of your appliances. Thank you for choosing us as your home warranty provider.

I put in a claim for a top of the line dishwasher last November. The brand of the dishwasher is not one of the brands that AHS uses so everytime I put in an order, I click "Other", and AHS sent Sears. I called Sears and asked if they service the brand. They came and said they didn't service it. I then called AHS to inform them about that. So, if there's an "Other", they should put "other" and then customers fill it in. AHS assigned another contractor that was horrible. They lied, they didn't come when they said they would come or they would come without an appointment. I called them and their voicemail was always full and they never called me back. I had to call AHS to contact them.
The only people AHS had contracted with was somebody up in Westchester. I told AHS that if the contractor can't provide service, I'm going to get my own service people and AHS should pay them. I kept telling them to get rid of their contractor and get another one but it fell on deaf ears. AHS said that they'd let contractor come back one more time. The contractor came back and said they can't fix it and it needed to be replaced. I waited three days, called AHS and they said the contractor called them and said everything was fixed, which was a lie.
After a couple of weeks, I finally got approval to get my own contractor. I wanted AHS to know my grievance so I called them and I went first to the people who first take it in. I then escalated to the highest I could go to and they took care of my concern. I started on November 11th and the dishwasher was finally replaced sometime in January but not without total aggravation. This is a dishwasher with my daughter and three children. I'm not sure it was worth it. It was a total nightmare. Also, getting someone from AHS is not so easy. I'd be sitting and waiting for 15 minutes and I was on the phone for hours and hours. Moreover, they have to have people locally to do it or else, they'll give the approval to get someone locally to do it. It so hard to get service and I was thinking of not using American Home Shield anymore.
In addition, they had a service guy who didn't know what he was doing and I knew that from the first time he came in. After 10 minutes, I looked up on YouTube what to do and he didn't do any of those things. I was the one who fixed the problem. But other than all of those issues, the last claim was a great experience. I got a call right away after I put in a request for my heater. I was very happy they came within a day and they fixed the problem. That's how it always was. I have a contract 'til July so, I'm hoping I have no more bad experiences.

After reading through your review I did see that your dishwasher was finally replaced in January of this year. I would like to follow up with you to see how we can further assist you. Thanks!

Six months ago, I submitted a claim with AHS for my garbage disposal. Doing it over the phone is quick but doing it online is a little faster and it's the best. Once they receive the request, they will pick out which contractor the claim is going to be with and you call the contractor, although they won't have the information yet, so you'll have to wait. We've submitted claims twice - one for the dishwasher and another for the garbage disposal, and the technicians sent out have been very helpful and very professional. I would recommend AHS.

When I recently had some repairs to be done, AHS sent somebody who was very good. I have filed claims online, but this recent one, I called and talked to somebody because there were several things. I wasn’t certain how they would put it in because it was electrical. There were a couple of outlets and we thought one is on one claim and the other is another claim, which is stupid. But it was definitely easier to call in to explain what I needed to get done rather than submitting it all online and not knowing. Their reps and technician were great to work with, very nice and helpful. I’d definitely file a claim with AHS again as the need arises.

I will not be renewing my home warranty. A plumber was dispatched from On Time plumbing to fix my washing machine hot water valve. The inside of the handle broke and the handle spun on the stem. He fiddled with it for a couple of minutes, told me it was fixed and ran water into my washing machine as proof. He tricked me. After he left I realized the machine was set to cold water and the hot water valve was not working. He then notified the company that there was damage to the valve so that they would reject the claim. This is the third time a plumbing job and south. There is nothing wrong with the valve body.
What is wrong that the system rewards doing less work. I have had great experiences with some of the other contractors but the plumbers are a disaster. AHS offered to send another plumber. This happened in the past and they found in my favor but the process can take days. I need my washing machine working now. Terrible experience with their plumbers.

Our hot water heater's pilot light has gone out and needs a new part. The technician that came was knowledgeable and friendly. No problems with him. He could not find the part in our area, the closest part being in TN. It would take 5 days shipping or could be sent overnight. American Home Shield would not pay the extra $60 for the overnight fee as they said it was part of our contract. They prefer their customers to go for 5 days without hot water. Nice. Of course we were disappointed and wanted to speak to a supervisor. The customer service agent was rude and unhelpful. She said no one would call us back for at least 48 hours or more. Really?
My guess is they are so busy with complaints that they do not have time to be helpful. I was wary of going with AHS after reading so many complaints and hearing them from friends, but we did anyway. They have not covered any of our requests to our satisfaction and their customer service department is a joke. Buyer beware.

I had a plumbing issue and the plumber that American Home Shield sent was a very nice person. He came into my condo in the beginning of February and it took almost a month for the part to come in. He finally fixed it, however, he broke the lever and he shut off the water to all the units. And he had to call the town's water official after hours. But I can't fault him at all for that. He's probably very knowledgeable too. But the problem is that American Home Shield subcontracts to a plumbing company from the next town that doesn't know anything about our condo unit or the way it's set up, which is probably the reason why he shut the water off accidentally to all the units.
I'm just waiting right now to see whether I'm going to get billed from the water company and either American Home Shield or the plumbing company's going to have to pay it. But I would get American Home Shield again. I have a sister that's bought a new property and I suggested for her to get them too. I just wish that some of their contractors, especially when it's a condo unit, would be someone that know something about that condo unit.

I filed a claim and doing so was easy. I did it online and after about three hours of filing it, the contractor called me and arranged to come out the next morning to fix it. They were good and came on time like they said they would. The guy didn’t see an obvious problem, but he looked around, cleaned everything up, and tested it. Then he said that he felt that it had been just locked out or timed out. So he overrode that and decided he’ll reset the temperature for 70. He told me to leave it that way for the day and it should right itself, which it did. It’s working perfectly now. American Home Shield is a great service. I love having it.

I recommend American Home Shield itself because of the times we’ve had to use it. Dealing with them on the phone has always been easy and you get somebody out here pretty quick. I have an on-going claim with American Home Shield. I was having problems with my microwave. They came and thought they had fixed it. About a day or two it went out totally. We called them and they came back three, four days later and looked it over and said it was kind of board they needed. So then about four days later, they ordered the board, called me and came back, attached the new board and it fried the defective board they were telling me.
Now, I’m still waiting for them. They called yesterday but I was out and they haven’t gotten back to me. I’m assuming they have the new board and they want to set up the time to come. I’ve been without a microwave for about a month. I just assumed that it would have been done a little quicker.
I would like to thank you for the positive feedback on the service request that was placed on your microwave. I hope it has been repaired and working to your satisfaction.

I initially smelled gas in the house so I called the gas company. Their guy came out and determined that there was a leak in the piping that goes to the hot water heater which had something to do with the pilot of the furnace or boiler. The guy told me to call the warranty company and that I would need one person to come out to do the repair. I called American Home Shield and they sent a plumber.
The plumber disagreed that there was anything wrong with the heater. He didn't even agree that there was a gas leak. I told him that he needed to fix something because the gas company was here and their machine beeped so there was certainly a gas leak. And so, he tightened up the valves, replaced a pipe and repaired what he could. Then, he said I had to call somebody else to fix the furnace.
At that point, the furnace guy calls me and said he was going to come the next day. This was last week when it was very cold and I was going on my second night without heat. I said "no" and that he needed to come tonight because I didn't have heat. He said that wasn't the way American Home Shield called it in and that AHS didn't say it was urgent. He also said he didn't know anything about a gas leak or heat and that he only got a service call. And so, I called American Home Shield. They switched the service call to urgent and the guy came at 9:30 at night and fixed it.

I've had good and bad experiences with American Home Shield. Last year, I had an air condition issue and AHS sent me a contractor. They charged me $1,200 for air condition gas. After that, whoever came and see that air condition tells me that I've been cheated. I shouldn't pay that money and that contractor is a cheater. Even the new air condition contractor came and he told me that there is no way that they can put 20 pounds of gas into this system. I know that it is not AHS' fault, but they should be aware of those that they are choosing as their contractors because we trust these contractors because we trust them. If the contractors cheat on us, we look at them. I will tell everybody to be aware that the contractor can cheat you if someone comes from AHS.
But the recent air condition guy is a very decent and nice guy. He is awesome. He's very honest and he knows what he is doing. I had a claim for a contact of the compressor within the conditioning unit that was bad. It was just middle of the summer and the guy knew that I am stuck. He had the part and replaced it. Then, after two or three weeks, we had a noise. He came by and said that there's something loose but it isn't time to fix it. He did something so that the noise doesn't bother us and told me that a year or two later, we'll have to fix it. AHS didn't charge us the $75 and I was satisfied.

I've been using American Home Shield since I bought the house 18 years ago. Their website used to be a pain but I've gotten used to it and I'm pretty much an expert in using it now. I filed a claim for electrical recently and was called the next day. I got an appointment and a contractor came out and fixed it in 30 minutes. It was a real simple fix but one I'm not willing to do. I'm at the point in my life where I'd rather pay someone to do it than do it myself. The contractor said he could fix it. He was friendly and professional. He had the tools, explained what needed to be done, did it and got out of my way. It was all great and the work done so far is good. It's one of the rare experiences with American Home Shield that's gone the way I expected it to go. Most times, people try to upsell me and they have to come back multiple times where they'll bring parts. This was the best experience in a long time.
Thank you for the positive feedback! I enjoy reading American Home Shield success stories like yours.

When the garage door opener broke, I submitted the claim online. But I ended up having to call because they give you the information of the company. I waited for little while but I never received a call to set up the appointment. I called them and got it set up. The home that I have is a rental property and the contractor sent by American Home Shield have always been professional as far as if I'm not there, they call me and tell me about the issue.
In the past I’ve had AC issues and it was the same one coming out every single time which was frustrating. I’m not sure if the contractor was as completely honest with me as far as what the issue really was with the AC. Because I later on found out that the tenant wasn’t keeping a filter in the AC and I asked that several times. And the only thing he was trying to do was push me using their filters. And I found out from another contractor that it was because the filter was never in the AC. But outside of that they’ve been fine since it was fixed. It would be good if they choose better AC contractors.

My sump pump in the basement was not working and I gave AHS a call. They sent out a contractor but without trying to figure out what was wrong, he just replaced the pump and that still didn't resolve the issue because the problem was not with the pump. It was with the pipe leading out of the pump because it was clogged. He told me that the way the piping was set up was not as per code. He said he'll have to let out a new pipe out of the wall near the pump but that's not going to be covered by AHS. So I got a different quote and I paid separately for that job. Also, he nearly messed up my basement. With the amount of dirt and things he left behind, I have to now get his team back and do the whole thing. The pump is working but he's made a new hole in the wall, and let a pipe out, and I'm worried about that because it's very inaccessible and also worried whether he sealed it well and what it's gonna do in winter or is it gonna let some critters in.
In the past I have spoken to AHS' agents. They're usually knowledgeable but they're not very flexible. I mostly made these claims over the internet like the last claim that I did for the garage door opener. It was a little frustrating for me because they sent the contractor and he did something. I was told that if anything goes wrong within a month, I have to place a call back. Then, garage door opener stopped working again. I called the same guy back and then they told me that this is a different issue so this has to be a different claim. But, it was the same appliance that was not working. Within one month, I have to raise two different claims and pay twice to fix it.
I hope AHS represent my interests better. Their approach seems to be giving me a sense that they are just out to take advantage of the insurance they offer. That is absolutely not my intent. Just in the way the message and the way they process my claims, if AHS gives me the feeling of caring for me better, that will be helpful.

I had an issue with the dishwasher and submitting a claim with American Home Shield has been relatively very easy. I just go online and it doesn’t take much of my time. The process is easy as well. They send a tech out within a day or two. Sometimes it takes a week, but that’s not AHS' fault. The techs could be busy. Then the techs come in and they have been pretty well groomed. They are well aware of what’s going on and are knowledgeable. They’re not off the street. They're either dealer contractors or contractors that I’ve been working on that particular model for a long time.
There was one time that we had to call multiple times, but the issue was neither with the contractor nor with American Home Shield. The issue was with the part that the contractor received from the factory. Working with people and the contractors is not the easiest thing in the world and American Home Shield is also waiting for the contractors to get back to them as well. Considering that fact, the customer service team at American Home Shield has been very prompt. Overall, it's been a very positive experience with American Home Shield and I would recommend to a friend.

Let me start by saying I have been a customer of theirs for the past 21 years. In that amount of time any issues I've had that are non-emergency related and have occurred between Monday and Friday, I have very good attention to detail with service and the scheduling was quite easy. The last two calls I've had with them over the past 12 months have both been emergencies because emergencies happen outside of the Monday through Friday 7 AM to 7 PM time frame. The first one took over a month to resolve and the contractor was horrible and had no clue what he was doing.
The second one just happened this evening where it's under 40 and my oil heater is not working, so I have no heat and no hot water. I spoke to a very nice customer service rep who went above and beyond to help me. The problem is she contacted 10 different heating contractors and either they didn't call her back or they weren't available today which is Saturday and some of them actually refused to come out and work on a Sunday even though she said this was an emergency. The ones that she talked you told her Monday afternoon at the earliest.
It's early April and I can't go without heat until Monday. I am incredibly dissatisfied with the service and I will be cancelling the contract. I'm really upset because I would've only paid $70 service fee with American Home Shield, now I'm paying $400. But thankfully the people I called dropped everything and came out here to help us.
Hi Mary, I do apologize for the inconvenience that you have encountered with your oil heater. I will be contacting you today in regards to the frustrating situation.

Was able to receive a resolution with at least refunding service fee but unfortunately that does not resolve that my garage door is not "covered"
Original Review: April 1, 2017
My experience with AHS had usually been a positive experience until my most recent claim where I have contemplated the value of the service. After my garage door failed open I contacted AHS where I was able to get a great repair company out the next day and great to work with as they quickly identified the issue but once they explained the damage I received a call from AHS stating that though this part IS covered, the reason for the malfunction is NOT covered.
The reason stated by AHS was because the garage door rubbed against the rails causing the eventual failure. Please note that I explained that the garage door has been installed 14 years ago according to the repairman and this just became an issue (I purchased the home 2 years ago). In my opinion the Home Warranty is meant for just this type of situations that you would have never known about. Now the repairman gave me a quote of between $400-$600 to repair the garage which of course there is no assistance from AHS even though I purchased the Plus version that is supposed to cover more instances.
The reason I am considering cancelling my contract even though I have referred countless friends to this service is because I am worried that if I ever have another large failure such as my AC, water heater, or any large items, AHS will send me a similar letter stating it was not installed properly which removes their liability. As I mentioned though you think it’s peace of mind until there is a loophole which prevents coverage.

I’ve been calling them quite frequently yet they said they called me. I really wish for them to call it in as it’s been almost 2 weeks. They said they were still waiting on the part so I called again. They said the wrong part came in so they had to order another part and right now, they are ordering the other part. We have had AHS for 2 years after we bought our new house. I would not recommend purchasing a home warranty from them for 3 main reasons: Not the value you think: With the required service charge per visit + what you pay for the home warranty, you probably won't come out on top (vs. Calling a repair person yourself a couple times a year). Repair never replace: They'll never replace anything. They will continue to repair a completely broken item even if it means you have to pay for someone to come out 10 times. See the other negative reviews on this. Fees, fees, fees: Monthly payment fees, repair fees, and then want to cancel your warranty...guess what, FEES! Yes, if you want to cancel your warranty, they will indeed charge you a fee because it's "standard practice". So read the fine print before you decide to buy...then don't buy.

I then submitted a claim to American Home Shield. I had to do it on the phone once because it was the second time calling about the same issue. My interaction with their claims reps was good.
I got a call from the technician within 24 hours. They were able to come the next day and it’s pretty quick. We’ve had someone come out four times already and each technician did something different to fix it but then it happened again. The last one figured out what was going on and he was very knowledgeable. He told me that changing out the sensor board is going to alleviate all the issues. Then, he got the approval to order the new sensor board and said that he’d call me within three to five business days once the part comes in and then they’ll install it.

An hour and a half went by and no call from plumber. Called them back and was on hold another 35 minutes. Was then told the plumber would call tomorrow so the first rep flat out lied to me. I said this was an emergency and they basically said so what and it would be the next day.
Over the next 14 hours we had to sleep in total stench while our basement continued to flood with sewage containing feces all because American Home Shield refused to pay a plumber after hours pay to respond to an emergency. After all the clean up required I should have paid a plumber myself the after hour rate to come out. With a $75 deductible and no emergency coverage the warranty is a rip off.

It seems like the first time American Home Shield send someone out, they always send the wrong person. I've had bad results with some of the people that they've sent. There was A-1 Mechanical and the guy said that my furnace hadn't been maintained and he said awful things. But I pay my oil man $350 a year and he comes out, he does a full cleaning, checks if anything smells sooty, does tune-ups at any time for me and replaces the oil filter every year. It's old but the iron horse keeps going because it's well-maintained but the report he gave back to AHS was lies and I couldn't believe it.
So, I called AHS and told them they need to send somebody else. I need a second opinion. The next guy from Quiet Corners Mechanical came out and I had him come out before. He's a really fair guy. I asked if he thinks my furnace hasn't been maintained. He looked through and said that there's a whole record on the side. It's well-maintained. He said he was gonna report what he sees and that I just have a faulty thing that's easy enough for him to fix. He would report that to AHS and if they would accept it, then he'd come back out and fix it. I hope that AHS take back the co-pay that I gave the first gentleman because it's like I had to write him a check for $100 but after his report, I wouldn't give him five cents.
There's also the plumbing company, Malangone Plumbing, that they use out of New Haven and believe me, I would get my plumber before I'd call them back. I've had issues with them. They've come out and said, “Okay. Well, we're gonna try to tighten this [try?]" So they take the whole thing apart and they do their thing. But it's still leaking and they said they'd come back in a couple of days and bring some other parts. They came back with some other parts but it wasn't working either and they're gonna have to come back in a couple of days. It was three days off of work for them to be able to do that and that's ridiculous. So, what I do for plumbing now is I don't even bother calling AHS unless they have somebody other than Malangone Plumbing.
So, I have an issue with who they've contracted in the state. I've had a handful of bad ones and I think they don't have enough people contracted here. But I know the good ones and I make sure I go and do ratings afterward. I never did on the plumbing thing because I was so disgusted after three times and having to take three days off. Now, I don't have the convenience of being able to take the days off anymore. I have to rely on neighbors to be able to come over here and that's just ridiculous for now.
I've had AHS for 17 years and I probably paid a lot more into it than I've really gotten out, but it's been a pretty good mutual thing. The only thing is most of my things are more on the newer side now. So, my concerns are, when I go to renew this year, will be questions: If I do need my furnace replaced, what are the caps? And what are the limitations on it? Because I know that with the higher-priced items there’s gonna be limitations.

The earliest appointment time was 3/16/17. Tech made diagnosis & said he would call it into AHS for approval. I never heard from AHS or the repair company so on 3/17/17, I called AHS & they said the tech never called in the service order & usually they do within 24hrs.
I asked AHS to contact me after the request was sent over. AHS said they do not call customers back & it's up to customers to call them. I asked to speak to a supervisor & they said none were on duty but they would have a supervisor call me on my cell# the next day. I never received a call but when I came home there was a message on my home# but when I returned their call they were already closed.
I called AHS on 3/20/17 for an update & they said parts were ordered & it would be 3-5 more business days before the parts were in. I also asked to speak to supervisor & again they said they would have one call me but no one ever did. I called on 3/27/17 to the appliance repair contractor & they said AHS told them not to order the parts & were looking into replacement options for me. I was shocked because AHS never told me this & I thought the parts were already ordered.
I called AHS & they said the repair was going to be $542.48 so I needed to call the AHS Parts Department. I asked to be transferred & he said they were closed & that I would have to call them tomorrow. I felt like I was definitely getting the runaround & the worst customer service I have EVER experienced. On 3/28/17, I contacted AHS Parts Department & they said I could go purchase a new washer but the most they would reimburse would be $402.48. I asked why the discrepancy in prices & she said she did not know. I asked to speak to a supervisor & she said there was none available but someone would contact me within 24-48hrs. Again, the runaround continues with this company & I have been without a washer for 2 1/2 weeks now & need this issue resolved ASAP.
Hi Tiffany, I do apologize for this frustrating experience that you have encountered. It is in our best ability to assist you further and resolve your issues with your washer. I will be contacting you soon to follow up in regards to this situation. Thanks!

I had a horrible experience with AHS and it is a total ripoff and they used shady contractors for jobs. I had an issue with the water heater which was working (even though a bit struggling) before the contractor came. After the contractor came and we paid our $125 service fee, the water heater stopped working. We were told that it needs to replaced. I have been a customer for 3 years and paying premium of 50/Month. Now they want to replace and they came up with charges which I need to pay from my pocket around 715 which is more than the Heater itself if I buy it from Home Depot and installation will be 300.
I called a couple places to get quote also, an item another contractor will charge $35. AHS contractor charges me $85. And AHS will do nothing to negotiate for me. And the contractor would not deduct the $125 service fee from the job (they basically did nothing and made thing worse during the first visit). It is just a total ripoff. You will be much better off saving your $600/month premium and have your choice to pick your own reputable contractor. So I don't recommend AHS at all. I am cancelling after the contract after my contract ends.
Hi Yik Kwok, I want to thank you for being a valued American Home Shield customer. I do understand the concerns you are expressing and am willing to talk with you in order to find the best resolution.

My oven went out and I wasn't able to turn it on at all. It comes on and then it almost caught on fire, so I would have to turn it off. Some of the parts were not good. I called American Home Shield and they came out in a couple of days. The service that was gonna work on the stove called me and they came out. They were early but they were on point. They looked at the stove and they said they would get back to me. They got back to me after three days when they determined that it was unrepairable. The parts are no longer available and they gave us some selection for a new stove. They carried the old one out and everything was good. I had AHS years ago and they always give me good service. AHS is pretty good and fast with responding to the call. I referred them to my mother-in-law because she spends a lot of money on her appliances service companies and AHS covers everything instead of different individual service companies.
I would like to thank you for your positive feedback and for patronizing American Home Shield for so many years.

I had a problem concerning my heat pump and had already called someone else locally who had given me an incorrect diagnosis as to what was wrong. I was told that the compressor inside the heat pump was bad and was given a quote of $2,400 to get a new one. So I was not happy and I had to pay Benson's Heating and Air Conditioning for that incorrect diagnosis. Then AHS took care of it. Their contractor, James, was exceptionally great. He was sharp enough to look more thoroughly and found out what was wrong. He discovered that it wasn't the compressor that wasn't working, it was that the electricity wasn't getting to the compressor because of a wire that heated up and melted and was no longer properly connected. Then he fixed the problem. So I was very, very happy with the service that I got there. Plus they came out quick too. They had a wonderful, quality service.
I am glad that you had American Home Shield to protect you from paying high out of pocket expenses. Thank you for the positive feedback and allowing our contractor James to service you!

Original Review: March 28, 2017
I had an issue with my heating system. American Home Shield sent the guy over and replaced the aquastat. A couple of days later, the heat went off again and I called back. The guy couldn't get here so AHS sent another company. It's the aquastat again and they replaced it. Then it went again on Saturday of last week and the contractors couldn't get here on that time. It happened to be like 20 degrees and the heat is going all through the house. They came Monday and the contractor went through everything. He replaced the aquastat, the gas valve and the other part that connects everything to it. He even called Honeywell, the manufacturer of the aquastat and the company said that the contractor should replace all three parts because it's very unusual that the aquastat would go three times. The low voltage part of that aquastat kept blowing it for whatever reason.
Then it happened again. I called American Home Shield and they said I passed my $1500 on my heating part of my agreement at the time the contractor replaced three parts. I said to them that their guys are not finding what the problem is that's causing the aquastat to blow and that's their responsibility. The guy that replaced the three parts called me up and said that AHS won't authorize him to come. So I called their customer service in the Resolution Department and spoke to somebody there and they gave me the same answer. I told them that I want to speak to a Supervisor and they said that a Jerri would call me back. Then Jerri called when I was in a meeting. I told her I could not talk and to call me back in half an hour. I haven't heard anything since.
I still have no heat so I called a friend of mine and asked who does he use and he gave me a name then the guy came right over. The guy was so concerned, he has never seen an aquastat blow three times. He called the manufacturer, Honeywell and got their tech support. He reviewed with them on the phone how everything is being connected. When he told them where this ground was plugged in, he said that it could be the problem as it's not plugged in to the right place. So he rewired this ground to a different place where he told them to do it. So far, it's working and that cost me $775 yesterday.
I'm keeping my fingers crossed. But I still have not heard back from American Home Shield. I'm gonna take this up to the President and, if necessary, social media will get a hold of this thing too. I'm out $800 where I pay every single month fee and I've been a customer for quite a long time. I also have other friends who are customers too and they're waiting to find out what I'm doing. I'm thinking about canceling and going with another company because the type of issues that I've had this time was terrible. I'm very dissatisfied. Right now they have one very unhappy customer.
Marty, thanks for taking the time to speak with me today regarding your concerns with your warranty. I am happy that your issue has been resolved and that you were happy with the level of service that your dedicated representative provided. I will ensure that her manager receives that feedback. Again, thanks for your time today and for allowing AHS to provide your home warranty needs!

My most recent claim was for the refrigerator and dishwasher for my rental property and it was resolved in a timely manner. I haven’t been at the property but from what the tenant tells me, everything was okay. However, I also had a heater problem where the circuit board went out and the guy that came out said because of the moisture unit that was installed in the system, the heat was not working. American Home Shield, just on his word, refused to cover it whereas this no-nonsense policy that was sold to us says that even if it’s done regardless of installation, they cover everything. I ended up spending $800 for one $50 circuit board, and that’s not what I expected from American Home Shield.

Three weeks ago, my heat went out. It was in the 20’s outside and it was pretty cold. I called AHS on a Friday night. And they set me up with somebody. I got an email from a company, telling me that they had appointments on Monday or Tuesday. That’s not going to work. I can't go a weekend without heat. So I called American Home Shield back and the rep moved me up on the emergency and was going to get back to me but I didn't hear anything.
Saturday morning, I got up, the house is 52 degrees. It was 21 outside. I called American Home Shield back, spoke to a different person who said, "Yes. I see that you were moved up to the emergency list. We'll try to find somebody." Finally, about 20 minutes later, she came back to me and said that she has found somebody. And they were here by 11:00 in Saturday morning. And it was great. However, I was a little irritated with American Home Shield since they were supposed to get back to me Friday night. And then Saturday when I first called, they acted like nobody knew what I was talking about. But the contractors got here and took care of things. And what was really cool was that they waited to make sure the house got warmed up before they left.
I've only had two experiences with AHS. One was when my washer broke and they replaced that. And then this with the heat. And both ended up being positive. However, one of the few problems is sometimes you have to jump through hoops. For example, the guy who brought the washer wasn't the one who could hook it up. So I had to wait for the plumber to come back in to hook it up. But overall, my experience with AHS is satisfactory.

Submitting a claim with American Home Shield was very simple. One of my rental properties didn't have heat and I got a call from my tenant on a Saturday night. Then, I called AHS that same night and they had somebody come out on Sunday. Although the contractor did something and the tenants did have heat, but it only lasted for a little while. So, AHS had to send somebody out the next day and it was a different problem that they had to do.
From the initial phone call on a Saturday night, it was fixed the following Wednesday because once they knew that the problem was a boiler, they had to get permission from AHS and then they had to order the part. They were very apologetic that they couldn't have it done any faster. But, the second company was fabulous. They did everything they could. We’ve had AHS for a very long time. I didn't realize that because it's a rental property, the maximum that they pay on a boiler is $1,500. And so, it ended up costing me an additional $3,000. I called to see if I could get a different policy, but there was none. Other than that, my experience with American Home Shield was fabulous.

My air conditioning or heat went out so I called to let AHS know and someone called me the next day and set up an appointment. When the contractor came out it required an evaporator. They had to order it but everything was done very timely, and is is now working perfectly. They got everything going and taken care of with no problem. It was just a matter of making sure I had the money too. AHS has been great. It's a wonderful service.

I've been without heating and air a month tomorrow. Almost half of that month has had cold temperatures. My wife is pregnant and has been there the whole time. I've got nothing but the go around and have called probably twenty times back and forth. Had it with them, it's either you pay out of pocket or keep dealing with them for who knows how long. Everytime you talk to someone they're working on it and you should hear something by tomorrow. Never happens, you just keep calling and going around and around.

My recent claim with American Home Shield was for the replacement of our water heaters for two addresses. With the Pennsylvania address, I requested that the first vendor that they sent out be replaced. I had to call all the way up to corporate to get them to replace this vendor based on the reviews and the last experience that I had with them, which is why I think the water tank went out in the first place. I didn't want the same vendor to come out so, the corporate pressed whatever magic button to get me another vendor. The next vendor came out and everything was great with that vendor.
Then, with the Maryland address, it took a long time for the purchase order to get through simply because I requested a cash-out option which took them a day and a half to get me the figures. It was different than the Pennsylvania address because when they call, they call me with the cash-out option numbers already prepared. But someone told me that they don't give it out and they don't tell the amount so, it's a mess. Also, I don't know if the people are working from home because it's different people you call. Some are professional and some sound like they're in their kitchen, eating while they're talking to you. It was just a lot. I had miscommunications with both.
It was a lot because both homes had the water tank go out at the same time and I have a two-year-old. They told me that replacing the hot water wasn't an emergency but having a baby with no hot water and it was freezing, it was to me. It was pretty much a big deal, but I get it. It doesn't fall under emergency which was fine but it was a little bit of an annoyance. If it was me and my husband and maybe if she was older, then it wouldn't be considered an emergency. We'll just boil some water on the stove. But with a baby, it was a bit much that they can't expedite it for me when I requested it.
But I like the tools that AHS has as far as the contact. They send you a text to let you know the person's name and what they look like. I'm a techy kind of person so, it was good to see where they are and when they'll arrive. Also, I'm glad it's all over so we get to have water tanks at both locations. But I felt as though they act like they were doing me a favor. As if I don't pay a premium and I don't have multiple policies with them. Also, I think certain things in the contract need to be detailed because when you're on a call and you have a question, they tell you to refer to the contract as if you have it sitting on your face.
I considered going somewhere else, but it seems like that would be more work and I'm not up for that right now. So I want to call their attention and see what they can do or call somewhere else. But now I need a couple of months break to go, do all that research and figure that out. Neither of the experiences was pleasant, but the one in Pennsylvania wasn't as terrible as the one in Maryland.

Submitting a claim with AHS has been easy. I simply go online and go through their ticketing system. I put in a quote ticket and I get a response from a local technician within a couple of days. If it's an urgent matter, I could call and get things expedited. Also, their reps have also been pretty helpful. Once or twice, there were issues that were not resolved in the past, but they were able to intervene and get everything taken care of. One claim I've made was for my heat system because something was wrong with it. The technicians who dealt with the problem have been very professional but the issue kept on reappearing itself, maybe because my original equipment was old. Eventually, they managed to fix it but they kept on going at it and then they would charge us again. The technician took two or three times before it got fixed. In spite of that, we have been recommending AHS to our friends.
I am glad to hear that submitting a claim is easy and efficient. Also I it is our pleasure to provide you with a great customer service experience when you submit a claim. Thank you for choosing American Home Shield as your home warranty provider.

My air-conditioner quit working so I contacted American Home Shield and told them what the problem was and almost immediately I got an email saying who the service call would be provided by and they came out the next day. The contractor they sent out was super professional. He explained what he was doing. It probably took him 45 minutes to an hour to fix it and then he checked the whole system out to make sure there weren’t any other problems and he was on his way. Everything’s working perfect since then. I wasn’t aware though that they changed the way that we pay the service provider because I was used to paying them directly. But I like the new way better because when we schedule the repair, we just give them a credit card and they charge the $75 once they get notification that the repair is accomplished. When I told them then that I paid the contractor directly, they said it's okay and that they won’t charge my credit card.
I appreciate your feedback fro the good experiences you have encountered. Also we did make some changes to our system for the way service fees are collected.

American Home Shield's customer service and response time were good. Every time we've had an issue we call them and the repair person calls us within the day. The repair people were prompt too. Our recent claim with them was when we had a water leak in one of the faucets, more like a plumbing issue. We called AHS on the phone over the weekend, and it was an answering service that took our claim.
The contractor came and he was very informative. He was very thorough and let me know the calls would be, what items were covered and which ones weren't. He explained everything what the repairs were and he was able to diagnose the problem quickly. So, he realized it was too much pressure from the water heater that was causing the problem. When he put a meter on it, he was able to diagnose the situation and he knew exactly what to do to fix it. So it didn't take him too long to figure out what was wrong and it didn't take long after that to fix the problem. As of right now, everything is good. We're happy with AHS and it has lived out to what we needed it for. It was a satisfying and professional experience with them.
I am pleased to hear that you have had a good experience with American Home Shield. We appreciate the positive feedback!

My last claim with American Home Shield was for the washer, and it was the fourth time they've come for it. I usually like to call but it's always a very long wait, so I attempted to do it online and it went terribly. The website isn't effective. It wouldn't allow me to put the brand in. And because there were multiple claims, it was closed so it wouldn't let me put another claim in. After many attempts, I had to call in, but the representatives are always friendly and polite. Once you get them on the phone, it's usually pretty quick and the rep does a good job.
However, Home Shield is extremely difficult to schedule an appointment with and follow up, and you can't complain who they contract with. One of them was Sears which was absolutely horrendous. Sears scheduled appointments but never showed for them and it cost me at least three days of work. They're supposed to come by 12:00 to 4:00, which is very difficult for me so I asked for a better window. Absolutely not. Then I asked for an early appointment and I said, "Give me an 8:00 appointment." They said, "We don't actually show up until 9:00."
The gentlemen scheduled for the afternoon and I said, "Fine. Afternoon 12:00 to 4:00." 4:00, nothing. I called in at Sears since you can't call in to Home Shield and they only have people in Malaysia. I said, "Where's the guy? They're supposed to be here." They said, "He's not going to make it. We'll reschedule you." I said, "Give me a supervisor." They said, "There are no supervisors." I said, "Give me someone in America." But they don't do that.
We then rescheduled after an hour and a half on the phone. But the gentleman that was supposed to come out didn't show up, so I called. Customer service said, "His truck is broken." Finally, after badgering in, they put on a supervisor and he said, "We hope you won't get disconnected because you won't get the same person back." Of course then, we got disconnected. So I called back and went through the entire process. They said, "The technician will be there. He's running late." He called at 4:20 when he was supposed to be here by 4:00. He said, "Do you live on the south side of Pittsburgh? Is there a parking there? If there's not a spot, I'm not coming and I need my money upfront." I said, "This is already an open case. You're not supposed to charge me." And he didn't show up.
At that point, I called back to Home Shield and said, "You got to start taking responsibility for your vendors." They said they can give me someone else, but I said, "That's not the point. You've already cost me hours and hours of time and now my washer's been down for weeks." So they scheduled another appointment. This gentleman came in and said, "I'm not going to charge you for this because they were here already and since they did this, this is probably our fault." Then he came back and Sears said, "We have to charge you." There's a $75 deductible on service calls if it's the first one, but Sears charges $80 and change. In the end he fixed the washer and it's been okay for two weeks. He was friendly and he discussed everything. But overall I had multiple claims and American Home Shield just gave me the same stuff. They're unprofessional and nothing's ever covered.

I have been a customer of American Home Shield for over 13 years at the current cost of $58 per month (averaging $50/month as the monthly cost started at $45/month and has increased over the years). Do the math and that is approximately $7800. I recently experienced an issue with my hot water heater in which it needs to be replaced. I submitted a claim and a contractor came out and evaluated my water heater stating it needed to be replaced and that item was being ordered. Great.
The following day, AHS contacted me and stated that the replacement will be covered, but "unfortunately there are some fees that have been denied" and I would have to come out of pocket for $656. I requested specifics on the additional fees and they are as follows: $425 for replacement/installation of drip pan, $175 for modification of pipes (replacement of one time use pipes), $56 for disposal of old unit.
I am very disappointed as my feeling is that installation should include incidentals as stated above. After all, what is the point of subscribing to a home warranty company if you are still charged large fees that are PART OF THE INSTALLATION? The whole point is so that you don't have to scrounge up large amounts of money when a system in your home fails. I went to Lowe's just to have a better understanding of what I was dealing with. I priced the drip pan at $19.98, the pipe kit at $20 and $405 for a comparable water heater and they quoted me a price of $700 for total replacement. So where is the $656 coming from??? This is a predatory business practice and the consumer is being taken advantage of. Shame on you AHS for duping the consumer into this false sense of security.

I'm so sorry I ever decided to sign a contract with these people. I've had a leak involving my dishwasher going on for several days now. For whatever reason this company can't get it together to help me get this resolved. Their 1800 line with their "knowledgeable" employees is complete joke. They are rude, unprofessional and totally clueless. My house has sustained damage from a leaking valve involving the dishwasher. This happened over a weekend and AHS has no appliance repair company available on the weekend. I had to pay $1500 out of my own pocket for water damage.
However AHS, sent a plumber and they couldn't fix it because it's technically the dishwasher. So we paid $100 for that visit and now they're going to charge me $100 AGAIN for the dishwasher repair. This is after they told me they wouldn't charge me since the issue hasn't been resolved and since they couldn't get an appliance repair person on the weekend. I'm so done with this company and after my warranty is up I'm finding another company. Oh also don't bother trying to talk to manager, they never call you back. In the meantime I also plan on contacting the attorney general in my state about them. AVOID!

I’ve been an AHS customer for years, so it’s been a good investment. When submitting a claim, it’s easy to get most of the reps online or to wait in the queue on someone. But it’s difficult for it takes 20 minutes to get the approval. Also, when I had a toilet issue, the plumber got here, looked at my toilet, and said that the part that’s broken doesn’t normally need to be repaired and the fix is not covered because of that. We argued back and forth and eventually, there was a Rube Goldberg fix supplied. I was happy and all is well. It was my complimentary service call that I got when I renewed my membership. They didn’t charge me for it but I did get a bill from AHS for the service call. When I called the people at the billing department back to get the $75 charge taken care of, the lady was delightful. She handled my problems quickly and efficiently, and she was pleasant. She also gave me a confirmation number.

But the persons who were handling the service for the contractor and who went to our home to do the repair had bad customer service and were not helpful at all. It took a week for them to get a part to fix the boiler. It was a really cold season and we were calling them and trying to get in contact with them, and they were never answering. I submitted a claim to AHS for a repair to my oven. It eventually got done but it was a pretty frustrating process. It took a very long time and it went through about four repair people until the issue is finally resolved. The technicians thought it needed different parts. And each time they ordered parts it just didn't resolve the whole broiler issue. It's a bit of a higher end model oven and some of the technicians that came out claimed to know how to operate this model, but weren't able to really put their finger on it.
And at some point, they would quit outright and then I'd have to start from the beginning. And then I was told that I'd have to find my own contractors because they couldn't find a contractor. One thing led to the next until finally they were able to locate somebody that was able to actually fix the problem. But it required a lot of hours on the phone and a lot of back and forth. But I give them credit for actually fixing it and now it's working. And because of the time and the frustration on my part, they waived a service fee which I appreciated.
A lot of times I've had other things that I did with AHS and they've helped me out on most issues especially with plumbing and heating. I've also had people come within 24 hours notice and repair things. But this one with the oven was getting to the point where it was so bad I almost wanted to cancel it. But now that this is fixed and thinking of the overall, I'm pretty satisfied. So I would recommend AHS for new home buyers.

They told me I'd get a phone call within 24 hours of the claim to come work on the house and I had two different people come. One fixed the fridge problem and it was really quick. The other problem was there were some valves downstairs in the basement that when you shut the water off to work on the fridge, it kept on leaking. We had to put a bucket underneath the leaks. The same thing happened when we hooked our washer and dryer up because the house hasn't been worked on probably in 25 years plumbing-wise. Also, it wasn't just the washer but also the valve that has a shelf life and they both quit. The guy who repaired it was sick and it's been three days of having the buckets. I sent him an email and he called me back immediately and came on a Saturday.
Then, he had to buy a part. The other parts store where he normally gets them wasn't open so it's good that the hardware store down the street was able to produce the part, because he said otherwise he's gonna have to come back next week. But he found the part, came back, replaced the valves and he did a good job. So far, it's been a good experience with AHS.

American Home Shield came and then sent a guy who fixed a leak that I had under the sink in the bathroom. Also, I called them last year because I noticed there was something wrong with the heat. I had one heat in the house but different thermostats. The technician came and looked at the furnace and he said he fixed that. That was because I didn’t go downstairs much. The heat was running the whole winter and we didn’t notice it. I noticed when I got the bill because we didn’t have PSE&G and we fill a propane tank. When I saw the tank was empty fast, I wondered what was going on so I went downstairs and checked. The problem was the thermostat. They had to make a different service call because it’s been for a long period of time. It was not their fault. I didn’t notice it. But they sent the technician and he changed the thermostat for me.
AHS responds every time I called them. I had something in well water, I called and they responded the same day. They were polite, experienced, and helpful. They answered my question and if I’m wondering if I was covered through something or not, they would go through the policy and they will let me know. I am a real estate agent and I've been telling all my clients about them.
Thank you so much for sharing your review and providing the great feedback

I have home warranty with American Home Shield (AHS) for a few years on two properties and haven't really used it much. Recently our central AC/Heating unit stop working and we opened a claim on Feb 25th with AHS. They only work with specific repair company and consumer doesn't have flexibility to choose their service provider. The ticket was closed without any repair being done and I had to call back to follow up and correct the claim status, which is a inconvenience. I'm willing to overlook.
In the end, the repair company recommended a replacement because the unit is beyond repair. We then find out that there will be approximately $2922 OUT OF POCKET expense. I chatted with AHS associate Trice in chat room, who gave me a breakdown that didn't add up to the total cost of $2922. I ask her/him to verify the total cost. He/she insisted that is what the SYSTEM says. I'm dealing with an associate that will not take the trouble to provide a correct solution to the customer. That's fine. I ask for the total cost of the project to see why my out of pocket is so high. She said that AHS does not give out that information! Mind you, the only reason that an insurance company will not provide detailed information on total cost vs their coverage is because they cover VERY LITTLE. I had to contacted the repair company to figure out what $2922 is consist of. The repair company will not tell me the total cost neither.
They are trained well. It's a well-oiled machine. It turns out it will cost me $1161 for COD for air handler installation, $1761 for condenser installation. I'm paying for high/low voltage modifications, base/support platform modifications, air distribution box modifications, crane service, copper pipe modifications. What is AHS paying then? I pay AHS $500-600 a year for premium and this is the coverage I receive??! AHS, please take care of your customer and do your job as an insurance company. I have my fair share of dealing of insurance companies, from auto insurance to home owner insurance. This is not the way you want to run business. Please address this issue, otherwise I would have to obtain Legal help.

I had a problem in heater which had a burnt smell and it took around 2 months time to repair it. First time technician came after a week, charged $75 and said it is a board problem and he replaced it after another week. The problem was still there and again called and they came after 10 days to see what it is. They found out it is a motor problem and suggested to replace it. He dismantled all parts and left it until he receives Motor from AHS. It took around 3 to 4 weeks to replace the motor. Then the time spent for every time the technician came my home, I wasted lot of hours and it costs lot of money. Also I was without heating for 2-3 weeks in December-January. Such a big pain. There is no way to contact for emergency. It is a scam.

The biggest one I had problem with American Home Shield was that last time we have a heating problem. The weather already dropped below zero, so we were thinking we have this insurance, so I tried to wait for them to do that. So the first contractor came in and they gave a $5,000 estimate. We said that it does not make any sense so we need to have someone come in to take a look again because the guys that came were very dubious. They tried to talk to us but didn't even do anything. I even had to pay $100 for them to come out, that was part of the contract.
Now, it took more than two months for Home Shield to send the second one. In between I went to Yelp. I also said that I'm going to go ConsumerAffairs, to my authority and to the Consumer Protection Agency. At that point, someone listened. So they sent in the second one who eventually got the heat to work somehow. But, a part of the house was working and a part of it was not. As of today, half of the house is still not heating properly. But, I'm very afraid to even go to them anymore because I pay in their contract and their fee and I come into this situation.
Also, the customer service on the other end really try to get me to say, "Go away." So I went to the BBB website and took a look at them. There I saw tons of complaints and the same as I had. I was talking to the consumer rep the other day and I said that I need to get a lawyer and get ahold of this. This is a very good class action to go after because the company thinks that I don't have money to go after them. So, AHS said that they were going to give me $120 for hotel stay, and the second contractor came in and they made a promise to give me a voucher but was never realized.
On the other hand, it is really the company at the mercy of the vendor. The most recent one, they had a plumber come in. When they came in, I paid $100 and they did the job and said that it was fixed. So it depends on how honest they are. But for the heating issue, they feel that the $5,000 they had to pay more and they were really dragging their feet. The second one that came in, that was not much. They just fixed a few things and they're done but then I had to go through great lengths. Once they smell there's enough money to be spent, that's where they drag their feet.
I have called AHS four times, so far. The first time was the heating issue. It's not yet resolved so I'm going to call them again. The second time was the electrician coming for some of the lights not working. So, I just have to look in terms of the limitation, which is included and which is not. So, the one that we needed fixed was not included and there's a bunch of stuff not included. And then I called them twice on the plumber. Those were good. For the second time of plumbing I called and told them to send me the same vendor, the same company. It happened to be the same person they sent who end up coming so it was good.
Hi Ching, I want to thank you for being a valued American Home Shield customer. I know that it can be very frustrating to have your heater malfunction, especially during the cold months. I do understand the concerns you are expressing and am willing to talk with you in order to find the best resolution.

My biggest problem with American Home Shield was not being able to speak with someone. Also, when I'm not sure something is covered, they'll send someone over and I'll find out it's not covered but then I have to pay. So I submitted the claim for my garage door over the phone and I let it run through. In this case, it turned out everything was covered so it worked well. Also, the contractor did a great job. They even came back because there was a slight problem and they fixed it. They did a wonderful job. I'm very satisfied with American Home Shield and I would recommend it.
I am glad we were able to repair your garage door opener and provide you with great customer service experience!

We've had American Home Shield out here for several different things. We've had them out for dishwashers and the last thing that was active was a Frigidaire oven stove. I have an ongoing issue with a GE washer that we've been going back and forth with. It's being taken care of at the moment by GE because it's still under the first year warranty issues. We use AHS pretty heavily. Submitting claims is generally really easy. We get right on the phone or we go online and just tell them what's going on. We normally have a pretty quick response. I tend to do it online but if there are any issues at all with questions, it's much easier on the phone and talk to somebody. Also, the contractors have been good. It usually take 1 or two trip to get the problem fixed, but the stove took quite a few trip. Most of the guys that come here seem like they're pretty knowledgeable. I've recommended AHS to my daughter.
I would like to thank you for being a customer of American Home Shield and your recommendation to your daughter. We appreciate the patronage to our company. Also feel free to update me on the status of your GE washer claim at (mdixon@ahslink.com).

I worked for Lockheed Martin for 30 years so we moved all over the country, and we had American Home Shield in nine different properties of ours over the years. I've submitted claims online and by calling. We have never had a problem with them on a claim, as well as with the vendors they sent out to work on the repairs. We've used the contractors for problems with plumbing, electrical, and heating and air conditioning. I'm satisfied with the service, and that's why I continued with them and got AHS as a home warming gift for my daughter who just bought a house.
Unlike lots of other places, when I've had to call back to AHS, they seemed to have a decent system where I gave them my claim number and they looked it up, and we've never had a problem with them finding our claim. Furthermore, they always knew what I was talking about when they looked up my name or the property. A lot of times, I get shuffled around by the operators of other companies. In dealing with a department store like Sears, for instance, every time I call the 1-800 number, I would have to start the whole story all over again. On the other hand, AHS apparently must have it on their system because they know right where we stand every time I call, no matter who I talk to.
We had dual air conditioning systems and when Hurricane Hermine came through, it knocked out both units. We got them to come and fix one unit, but it took a little bit. Then we filed another claim for them to come and fix the second unit. The people that were working on the repair did a great job, but they had a problem in finding the right parts and they brought the wrong parts. So, our units were down for about three months. We had no problem with AHS in getting the claim filed or in contacting the supplier, and they kept in contact with us, but it was just one of those unfortunate circumstances. Nonetheless, everybody did fine. AHS has been excellent overall and they've been good for me.
I love hearing success stories such as yours! I am glad that we were able to repair your air conditioning units and deliver great customer service!

I'm pretty happy with American Home Shield right now. My recent claim was with my hot water heater and it's funny that it went out right around the time AHS was due to be renewed and I was trying to get my mind whether to renew it for another year or not. It's always been good interacting with their staff on the phone. They issue a plumber and I had a few tries for the plumber to get the job done but they came back and did it. It was resolved and they got it fixed. Everything is good and I ended up renewing with AHS.
I am glad that we have been able to fulfill your claims and provide you with good customer service. Thank you for choosing AHS and continuing to use us as your home warranty provider.

If AHS gets a good contractor to come out, then the experience is good. But, some of the contractors that American Home Shield deal with are not worth two dead flies. A lot of them are inexperienced. I had one come out to put in a new water heater. He stayed on the phone for about 45 minutes getting instructions on how to do it from someone who is more experienced and he didn't get it right. They had to send someone else out. They should've never let him out on his own. I had some plumbers from a company that I wasn’t happy with. Whenever I call for plumbing and find someone from that company, I’m not happy because the quality of their work was non-existent. They didn't do a professional job and they had to be called back and when I have to call someone back, that's not good.
The claims process was a little bit difficult. When I call, a lot of times I want to speak to an agent directly, but I can't. It wont let me do it. I got to listen to a lot of pre-recorded messages and that's frustrating because I want to cut to the chase and to talk to an agent. Also, a lot of times, if there's a problem, it will set me an appointment with the company that I may not want. Overall, the quality of work is not consistent. I'm lucky if I get quality on the first attempt to solve the problem.

My AHS contract became effective earlier this month. Unfortunately, we realized that our AC unit was not cooling as it should. We bought the home two months ago, and it seemed fine whenever we ran it, but for some reason a few days ago, it just wouldn't cool well enough. We've run the AC many times before because our bedrooms are upstairs, heat rises, and it always seems warm up there, even in the early months of the year. Of course AHS decides to IMMEDIATELY show us how much they appreciate our business by stating that the problem was already there and that they will not cover the $1400 it will cost to replace the evaporator coil and freon. This even totally contradicts statement 2(d) in my contract that seems to warrant pre-existing conditions, especially since it was initially working even when my contract became effective.
I'm going to contact the authorization specialist department on Monday 3/27/17 to see what if anything can be done. The young lady I spoke to was very rude and stated that the authorization department will only offer someone to come out and give a second opinion as she did. I don't need a second opinion. I need AHS to honor their contract. Best believe I am going to terminate my business with these frauds if they stick with the decision not to repair my AC. Furthermore, I'm going to see how I may possibly take them to small claims court over this matter. A bunch of rip-offs.

I've had an American Home Shield home warranty for the past 5 years. Our home is 10 years old. We recently started having problems with our furnace. Today my family and I woke up to a cold house again (it's freezing up here in New Hampshire). The furnace would not turn on. This was the 6th time we've had to have a repair service on the furnace for the same issue in the past year. The repair tech stated to me and AHS the furnace should be replaced because of the constant issues. He could not get the furnace to start up to diagnose what the problem could be. To start the furnace he thought he may need to get a new igniter but acknowledged this may not be the problem as it continually failed to run.
The part needed get the furnace to fire up was not in stock so we were told it could be 7 days until one arrives. AHS told the repair tech not to replace the furnace and to order the part even though the house would be without heat for at least one more week and that may not fix the problem. I called AHS and was told to get some blankets and space heaters... No joke. I asked to speak to a supervisor and was told one would call me back in 48-72 hours.
Bottom line. The repair tech said the furnace should be replaced. It's failed to work and my children and I have woken to a cold house on 6 different occasions in the past year. AHS has been contacted on each occasion and is fine with letting it keep happening. It's well below freezing where I live and this is totally unacceptable.
UPDATED ON 09/12/2017: Shortly after that review sometime in March/April I was contacted by an AHS manager who stated AHS review my issue and wanted to make it right. The manager stated AHS would replace the furnace so this issue did not continue to be a problem for my family. I was grateful for the call and happy they wanted to make it right. AHS told me to wait for a call from a contractor regarding replacement of the system. I waited and waited and waited. I called AHS back in September. They apologized for the wait and stated it was the contractor's fault and would expedite a contractor's response. The next business day, I took time off from work and waited at home while the contractor came to the house. However, he stated he didn't know he was there for a furnace replacement. He stated AHS told him to do a check-up on the system.
I called AHS and they told me since it was 30 days after the furnace replacement phone call from the AHS manager in March/April they were not going to honor the furnace replacement. I couldn't get a good reason for this ruling. Either someone dropped the ball and forgot to call the contractor regarding the replacement or it was them giving me the run around in response to my original review. Either way, my question is if they were going to replace it in March/April why won't they do it now? I couldn't get a good answer.
I came back to this site and I saw they disputed my original review and made some notes saying they were trying to contact me along with a notation that my issue was resolved. I assure you it is not resolved and is still ongoing. I will be dropping their warranty service. I'd rather save the $1000 year fee plus $90 copay for each repair tech response and put it toward a new system.

I pay my service fee and after going back and forth with AHS I have never had anything fixed because they kept trying to use the same company that fell off the face of the earth. They now want me to pay another service fee when nothing was ever completed the first time. This company is a rip-off. I have called in numerous times trying to get this job completed and then they say the time has been too long and I have to start over? Submitting a claim to American Home Shield is a very simple process. All I had to do was call and tell them what the issue was and they hooked me up with a contractor. The person that I talked to on the phone was very helpful and professional. He had somebody call me that same day. AHS sent a person out to look at my thermostat recently and it was resolved quite nicely. My heat is now working perfectly. But I had an issue with a plumber that they sent out. When I needed a plumber again, I asked them not to send that person because I never got my issue resolved with the company. They damaged the floor downstairs in my den and they said they were going to resolve it but they didn't. But other than that, I've always used American Home Shield and recommended them to other people. They are a very professional and well-run organization.

I had a problem with the dishwasher and filed a claim with AHS over the phone which was a quick process. But the tech came with a part the first time thinking that that's what was needed and it was for the wrong dishwasher. If he had known the model number of the dishwasher before he came he would have had the correct part and it wouldn't require two visits. But it's not his fault. Whoever called the appliance repair person should have given him the model number of the dishwasher before he came so that when he did he was prepared. But normally the contractors AHS sent out have been good. My only complaint is that American Home Shield continues to go up in price and has gone up a lot. Had issues with some smoke alarms, submitted a request via their website. Immediately a contractor that lived FORTY FIVE MILES AWAY was assigned. I called to inquire and was told if I'd just called in the request instead of using their website they could have found someone closer, and to change now (three hours later) would result in "a lot of paperwork." After a pretty unprofessional service call, to which the contractor indicated he would need to contact AHS to verify if my contract covered the necessary repair, I waited two business days and contacted AHS again, this time to learn my contractor still hadn't reached out to them (or me, still hasn't a week later), but that it "didn't matter since smoke alarms weren't covered."
I did more research and discovered my contractor was littered with F ratings online, in addition to not being accredited with the Better Business Bureau. Why would you waste my time and money (and other's) with shady characters/businesses that are nowhere near me? And the best part? While this company has a complaint department, they are unwilling to disclose a telephone number or email address: only a mailing address for note-writing is accepted.

However, I have a home inspection report from when I purchased my house stating the heater is in fact working 4 month ago when I bought the house. AHS representative stated if I can provide the proof, it should be covered. I faxed and emailed the report. Then, I called back. The representative initially told me it's been "overturned" and therefore approved. I was happy. However, when I called back, the next representative denied this ever happened and stated that it was under review still.
I been calling for the past week. Each time I call, I'm on hold for 20 minutes then I spend 30min-1hour explaining and answering questions with a customer service representative who states someone from the appeal department would call me back with the decision. They said only the representative who helped me initially can appeal it. I have spend 8+ hours on the phone and still no callback or explanation. Each time, the customer service representative, including escalation department supervisor cannot solve the issue yet no one in appeal department associated with the original representative who reviewed the case calls back. I am extremely frustrated with this situation.

We've had a couple of claims previously with American Home Shield and they were pretty smooth. But the current one was a nightmare. The claim started in January and we asked somebody to come in and look into it. They came and they did some mistake. The guy said he will look into it but he never listened to us and went away. He was also rude so I told my wife to not worry about it and that I will call AHS. We requested them to send another one but they said they cannot send it unless I pay them $75 but if the diagnose is different, then we don't need to pay. I told them to forget about it. I knew definitely that's not our fight.
Then, they came in and the guy said it's not our fault. He diagnosed differently and he said he's gonna come back to fix it. He came back after four or five weeks and then he was not able to fix it. He said that he moved to another company. They came and did twice but they were not able to do it. They called another company and that company said it's going to take us. Then there came another one and they said they were gonna send a technician as soon as he had a technician. But those guys did not schedule an appointment and they didn't show up. We called twice and they didn't pick up. Then, we called American Home Shield and told them about it. They called us back and they said they'll schedule and they solved the issue. But it took almost three months to process.
Some of the vendors are not very knowledgeable and have to be really looked into. I don't care whatever it is but they should not be rude to my wife. Being customers, that really is important. Another thing was we had an initial premium of $65 or $60 per month and AHS increased it to $100 per month. We referred my brother and my brother-in-law to them. They live in the same community that neighbors to us and they still pay $55 per month. I don't know why they want $100 from us per month. But of course, in a certain angle, AHS has helped and they responded to every call.

Submitting a claim with American Home Shield was easy. I had a problem with my microwave and I made a claim through their website. The repair looked good but then it had the same problem so I recalled the service. Other than that, my experience with AHS was mostly positive.

I called American Home Shield recently because of my ice maker and it was a good experience. They had technicians come out when they said they would. They were polite and very nice in assessing the problem. They ordered a part, came back, and put it in. The technician was awesome, so I couldn't be happier. The ice maker is working so well and although it sometimes freezes the whole tray, that's okay. We also had a fix care service for the air conditioner. Overall, the experience was seamless.

Our pool pump suddenly stopped working so I logged a request online with American Home Shield. It was a smooth process. Usually I submit the claims through the website, and when I had to call them a few different times, I was not on long hold. Then they called me and said they were gonna send somebody out, and then that contractor came. They fixed the problem, we left them a check, and our pool pump has been working fine ever since. Their customer service reps help solve the problems and are always nice.

I have submitted two claims to AHS but there were problems with both of them and only one was successful. The work that was done was quite excellent. The first time was for a problem with the pool. The man did not do a thorough job and he didn't clean up after himself and it wasn't fixed. The second time, when he came back, it was like night and day. He was totally different. He was nice, informative, and helpful. And as I remember, that day, I gave him a tip and he didn't even wanna take it. I said, "No, it's okay. Please. You had a bad day yesterday. We all have them." He fixed the problem and he was wonderful. So I just chalked it up that everybody has a bad day and this was a bad day for him. But the next one was a bit more serious and a bit more aggravating.
The service people they sent for my dishwasher was from Sears and I had never had such poor service. The tech didn't show up three times and they never called to tell me he wasn't coming. It went back and forth and finally when the technician did get here, he wasn't aware of all this that was going on. I had called Sears service and they had told me that it would be handled and as a courtesy, I wouldn't have to pay the $75 to it. They were waiving it and I thought it was taken care of. But when the serviceman got here, he knew absolutely nothing about it. So he called whoever he was supposed to talk to and it was straightened out.
And then about six weeks later, I got a dunning letter from American Home Shield that they were going to cancel my policy because I owed money. So that's a bit of back and forth to get it straightened out and then I got an email that I owed them $75 and again, my policy is being cancelled. And at that time, I called up a lady again and I told them "This was straightened out. I spoke with someone and they told me it was taken care of and now you're doing this again to me." The first lady rep I talked to had given me a confirmation number so I was able to give her that information and at that point she did apologize and it was finally worked out.
As far as the service, the first one was fine but it was bad looking. And the other one, the booking was excellent but the service was bad. But both things eventually worked themselves out. If they have another service, that'll be the charm if they'll get their act together on both sides of the coin. But so far, it has been problematic. There were a lot of stuff I had to handle that I don't think I should have had to handle.

I had a leaky pipe. Tried to pull up my contract with AHS on their website to see what is and isn't covered. The website continuously says "PDF unavailable", I tried several computers to be sure it wasn't a problem on my end. I went ahead and put in a service request. The company that responded failed to show up for their appt., after several calls, another appt. was scheduled. I attempted to give details about my leak and was told, "No just tell them when they get there." The guy finally arrives and says my leak isn't covered and leaves! I called the company for clarification because I was still was unable to access my contract online. I explained my problems with the website and the contractor, asked if they had a customer service department that I could speak with since the woman that answered had no answers and only attitude for me. I was told there wasn't a customer service department!
I said, "Ok I want to cancel my contract," and of course was transferred and placed on an endless hold. I called back, spoke to someone else and they said I needed the customer service department!?? I was connected to customer service and told them to cancel my contract. I was offered a credit for my next service request, but refused a refund for the $100 I was already out, they refused. I again asked to cancel my service and was told that it would cost $68.31 to cancel! Everybody I dealt with was rude, and it actually sounded like I was "transferred " to the same rude woman I started with.
This company is dishonest, rude, and unwilling/unable to provide quality service. My water has been off for two days trying to get this resolved. Now I have to pay for the repair myself and I don't have the money because they took my $100! I have 6 children at home, they don't deserve this, and neither do I! I wouldn't suggest this company to my worst enemy. Disgusted!

I am posting exactly how I responded to AHS directly:
I spoke with Nicole at length the other day. She listened to all of my issues and addressed them. Although I still believe AHS should revamp their policies concerning Air Conditioning repair, I am satisfied with the outcome. I hope to continue my relationship with AHS and review the limitations of my policy before I blindly renew it. Again, I want to make it known if I had spoken to someone like Nicole from the beginning I don't think it would have had to go so far as me complaining on a consumer site. AHS, please take note how valuable she is and how some other reps may need better training on how to deal with customers.
Again, this has been resolved to my satisfaction and I am reevaluating my score to four stars. I hope after some time I can update this to five as my relationship with AHS continues.

Let me start out by saying service has not always been this bad. I have been a customer with AHS for over ten years. Over the last few I have been noticing a increase in the lack of care given to us as customers. We have had several issues with bad plumbers sent to our house but in the end the situation was rectified so we kept with AHS.
Recently one of our two A/C units went down. This unit has gone down almost every year for the last 7 years and each time AHS send out the same incompetent people to repair it. This year the same unit went out again. This time it is the compressor. The last time I spoke with AHS last year they said to me considering the fact the unit was consistently problematic the next time they would go ahead and replace it. The tech came out said they "could" replace the compressor but it does not make sense to do so and he would recommend replacing it especially since it uses R22 and it will be obsolete soon as it is.
Next thing I know the manager or owner of the AC place calls me to set up a time to come out and replace the compressor. Leaving me with a $1400.00 bill to replenish the R22. I called AHS on this and they were completely unsympathetic and in some cases rude. Not to mention they offered me a 2nd opinion and then retracted it stating there was no one else in my area they could send and I would have to use the crooked company that conveniently gets to come out year after year. What a way to piss off a long time customer! I guess I will be looking elsewhere when my contract is up. I suggest you all do the same. Long hold times, compassionless personnel, and not true to their word. Bad form AHS!
Benjamin, we would like to thank you for being a loyal customer of AHS for ten years! We regret to hear that you have encountered a less than satisfactory experience recently, as we strive to exceed our customer's expectations. As a long time customer, we know that you must see value in the warranty, although there are still sometimes some out of pocket costs due to the limitation of contract coverage. We would like to speak with you to address your concerns. We will be reaching out to you soon. Thanks.

I had a very bad experience with AHS and it is just total ripoff. I had an issue with the water heater which has to replaced. I have been a customer for 4 years and paying premium of 50/Month. Now they want to replace and they came up with charges which I need to pay from my pocket around 610 which is more than the Heater itself if I buy it from Home Depot and installation will be 300. My impression was that AHS will cover everything and it's a surprise to see the charges I need to pay from my pocket. It is just a total ripoff. So I don't recommend AHS at all. I am cancelling now.

Whenever I call to submit a claim, sometimes I get someone right away. But sometimes I have to hang up a couple of times, and sometimes it's the busy time and they always ask to leave my number and they will call me back. So I try to understand that because that's just some highs and lows. There are peak times when people call especially in the winter and we always have bad weather. In my whole time it's about twice that I've gone through a problem when no one got back to me right away but that's fine.
But the experience in claims is always on the very good one though it depends on who I get. The last, they're not very helpful. Sometimes they're just back and forth but the people who came out were very good. My most recent claim was with the plumbing. There was a leak in the sink and he came out and fixed it. Sometimes I run into some issues like them asking me questions I wouldn't know the answer but she said it is okay. I told her if she can set an appointment for me right away because it's leaking. She said no and they will email me all the information. She also gave me the number I can call.
The technician was very good. He said he'll go pick something up, and then he came back and fixed the problem. Overall they're very good, understanding, sympathetic and listen more than abruptly try to get me off. I haven't got much of a complaint but the customer service can be difficult. I've recommended AHS to lots of people.

I was contacted by a customer service agent named Stacy, and she was the most professional and helpful person that I have been in contact with from this company. She was able to recommend that I get a second opinion from another plumber. I contacted a local plumbing company and confirmed that my repair was something that should have been covered. I did have to pay out of pocket for the repair up front, but Stacy came through, and I just received a check for the full amount of my repair in the mail. My experience with Stacy from American Home Shield is the main reason I am considering renewing my warranty with them next year.

My sump pump at my house started spraying water out, so I called American Home Shield to file a claim, because it said in my contract with them that plumbing was covered, including sump pumps. I had a company assigned to the case, and they came to my house late, which caused me to have to wait needlessly, and when they went to look at the sump pump, they didn't touch anything or do any real work to diagnose the issue, but they assured me they knew what was wrong with it.
I waited several weeks without an answer, and then I get a phone call from American Home Shield that they wouldn't cover the repair at all. I told them that under my agreement plumbing was covered, and I wanted them to tell me where in my warranty it said that this diagnosis would not be covered. They could not find anywhere that said my repair would not be covered, so they put me on hold, and then hung up on me. I called back and got another customer service associate who I talked to for over half an hour, and they were unable to find a place in my agreement that said my repair should not be covered. They had to go to a supervisor to find a loophole in the agreement so that they would not cover my repair.
When I pay money for a warranty that is supposed to give me peace of mind, the company should not try to find any way out of paying for a repair. I will make sure to let everyone I know, including realtors, and other real estate websites that American Home Shield is a terrible company that should not be trusted. I will not be renewing my contract with them, and I will make sure to do everything in my power to stop anyone I know from purchasing a home warranty with them.
Mr. McMahan, we would like to thank you choosing American Home Shield to provide your warranty needs! We regret to hear that you have encountered a less than satisfactory experience, as we strive to exceed our customer's expectations. There is a lot of value in having a warranty with American Home Shield, although there are still sometimes additional out of pocket costs due to the limitation of contract, as well as situations that are not covered by the warranty. We would like to speak with you to address your concerns, and as a first year customer, review your coverage in detail with you. We will be reaching out to you soon. Thanks.

About a month ago, our water heater wasn't making hot water anymore so I sent in a claim with AHS. I got somebody assigned and they came out the same day and fixed it. That was a very smooth process and a good experience. However, some things are very hit-and-miss. Sometimes I get a good contractor and sometimes I get a terrible one. More often than not, it's a disappointing one wherein, when I call them, I can't get through or I'm on hold for a half-hour. They want to schedule me, but it can take a few days to get a date when they're going to come out. In fact, I had experiences wherein I got frustrated and I couldn't get them on the phone to schedule, or the contractor came out, needed more stuff, but then I can't get a hold of him. We've also had some techs who don't speak English and some are lazy. Usually, we cringe when we are waiting to see who the assigned contractor is.
But as for our water heater problem, it was perfect. I placed the order request online, got my email confirmation from American Home Shield about who the contractor was, their phone number, and my reference number. I called the contractor and it got through pretty quickly. They said the tech would be out that day and he showed up on time. It took him an hour to fix the heater, I paid the fee, and everything was great. We had a very nice time. Every now and then, I'd get someone like that. But more often than not, it's not that pleasant.
Additionally, if AHS wants to fix something, they should be quicker. If I know there's somebody who is on their list of contractors and I've used them before and liked them, I don't understand why I can't request them and why I have to be randomly assigned to a terrible company when I know there's one or two good ones I've used in the past. The other thing that's really frustrating is when I am frustrated with a contractor, it's impossible to get them fired and have them give me somebody else.
Hi Richard, I apologize for the inconvenience that your have experienced with previous contractors, but I am glad to hear that you had a great experience with your most recent issue regarding your hot water heater. The oven stopped getting hot, so I went online, and put a request in. American Home Shield said that someone will contact me. Then I got a text and an email who it’s going to be. That company then called, scheduled an appointment and their service guy came in on time. He told me the heating element in the oven went out and before he did the work, he explained to me what was going on. I thought he would need to order the part and I would have to wait. But he just went to his truck, got the part, came back and placed it. He was quick and he fixed the issue. He also set expectations, saying it was going to have a smell because it's new. He told us to let it sit for five minutes and the smell will go away. We did that and there's no more smell. After that, I got a notification that they took the money out of the account. And I’ve been using the oven every day.
I really like submitting the claim online because I don’t like having to call. And it’s a lot easier because it’s available 24 hours a day and simple. I’m usually busy and in the times that I have to handle my personal matters, either it’s really late and most places are closed. The long wait time during calls is just a hassle. So I need something that's simple and easy to get through. I’ve signed up for the service years ago but I didn’t keep it. I didn’t see the value of it, but my dad kept saying to do it again. So I signed up with American Home Shield again but this time, I just went online.

More importantly, the local vendor by the name of Mr. Absolutely Fabulous HVAC, LLC (can you believe the name?) has on its website a link to Arms.com which is a weapons and arms "marketplace". Really, what is this all about and why is American Home Shield letting its vendors promote arms sales?! On top of it, based on previous experience, we believe Mr. Absolutely Fabulous is incapable of servicing Carrier Products, which is the brand of our furnace. This whole AHS insurance deal comes off as the worst possible scam.

The customer service of American Home Shield saddened me, the American Home Shield employees I've spoken to have had no clue of what is going on with my request. American Home Shield has been very good. I almost get an instant response online and it’s much better than searching in the dark for repairmen. Ten years ago, I had to replace my stove and their buying power on appliances is excellent which is one of the reasons I belong to AHS. Then one time, a couple of years back, we had a repair on our microwave. The repairman was a lovely man who worked very hard but he was having difficulty getting a part. I also didn't quite understand why the repair cost over $500 and they didn't replace the microwave. But it was their decision and I got my microwave. My most recent claim was when the coil in the bottom of my electric oven was on fire so they had to replace it. I'd recommend AHS to a friend.

We had a leaking sink in one of our bathrooms at a vacation home. We called AHS and they gave us an appointment in the next five or six days and that's when we were leaving. They were unable to come out. I turned the water off so that it wasn't leaking all the time. We're very disappointed on that. When we got back, we called AHS again the first day and said we need to get someone out to fix this thing. They set up the appointment almost immediately, came out two days later and fixed it. There were a bunch of clean towels stacked up in the cabinet underneath the sink and the technicians got about half of those wet somehow in fixing the sink. We just had to rewash and dry them.
They did not bill me at that time, which I thought was unusual. Normally, whoever the contractor is takes a credit card. Then I received a couple of emails from American Home Shield saying that I'm past due on this invoice which I never received. Other than that, I've been serviced four times maybe by American Home Shield and we've been basically happy with all of them. This last one, I'm happy with getting the sink fixed but wasn't real happy with how we had to wait a month and a half to fix the darn thing and how long it took and two appointments, and then the billing.

But when the guy came out here, he found out it wasn't the water heater. But he fixed it and he was real friendly. He was great and I like him. As a matter of fact, if I have any more plumbing problems I would ask for him. However, it looks like the warranty's going up every year because on my first year, it was $58. Then for my new contract, which started on February, it went up to $60.99. They said that it was because the rates were going up in my area. Now I am on the phone with them now as of 3/20/2017 and after several phone calls they finally decided to switch contractors. They didn't take the initiative to realize if they cannot get in contact with original contractor to go ahead and switch contractors and let me know. This is by far the worst company I have had to work with. I have had so many issues with this company. I called in a service request for my garbage disposal which is cover. Tech came out, plunged the stopped up sink and got product info for the disposal. Never came back out to replace. Called AHS and informed them of this. That the stopped up sink was not the issue, but from of the broken disposal not working. Job was marked as complete. I had to buy my own and replace this. Spoke with a local AHS rep, was asked to send in proof of purchase for my purchase of disposal. They told me they would refund my money for this and apologized for the confusion. Never heard back from this over month ago.
My other service call was on a microwave that wasn't working. Tech came out, turned off breaker, said it was a magnetron (which is covered), wouldn't touch it since it was hardwired even though he diagnosed the problem knowing that it was like this. So AHS contacted a electrician to come out. Electrician came out and he wouldn't touch it and wouldn't even unhook it even after showing tech a breaker. It was already off when he arrived. I offered AHS that I will disconnect this microwave, just fix my microwave!!!
Now tack on the fact it's at least 25 minutes per phone call to get someone on the line to hear "hold please". That was 3 calls for a microwave. Called in a request on a ceiling fan, was told it was covered. Apparently not. Tech came out. However back in July that ticket is still open from nearly a year ago. Save your money. They cover next to nothing. What they do cover they drag out and never follow through.

I generally had a good experience with American Home Shield and I'm happy sticking with them. The one claim that we had was some leaking issue in the garage. I submitted the claim through mobile and it was good and quick. My husband interacted with them directly and he was happy with the result. The only thing with them was that the issue was a little bit urgent and there's a bit of a wait time. It was one second to file the claim but you need to wait for somebody to get back to you. Then you’d miss the call and then you have to call back and they schedule it a few days after. If there's any way AHS can shorten that period, that would be great. We're still monitoring their repairs because it may get more complicated issues, but it's working so far.

I would not recommend American Home Shield. I’ve called them four times about my air conditioner and different things but they never paid for anything. I have one air conditioner upstairs and one downstairs, but they're not cooling and it was 100 degrees outside. When I called them, they said that it just needed some Freon. The tech said that it's not covered except for the first pound, so I paid him for that. As soon as he left, within an hour, it wasn’t cooling again, but I couldn’t get in touch with anybody all weekend. I’ve also called the tech and left messages. What happens is if you already have a ticket going, you can’t fill another one out and it took five days before anybody got back out here.
When the other tech came out, he said that the A/C has a hole in it and it looks man-made. And I said, “Listen, I have not been out in there. The only person that has looked in that air conditioner was the other guy you sent.” He had let all the refrigerant out and it was $900 to replace all of that. AHS did nothing about it so I’m still not happy with that. It was cooling until he went out and within an hour, there was no air conditioning in my house. He took a picture of it and the tube had a big hole in it. No wonder it wasn’t cooling. I think the first guy did it by accident. He came in with nothing, went up in my attic and he didn’t even have a flashlight, and it ended up costing me a fortune. I wasn’t happy with the air condition people and that’s the worst experience I had.
Also, I’ve called them about th b e dishwasher and the garbage disposal, which had a hole in it so they replaced that. But that’s not covered so that was $350 plus the $75 I had to pay to AHS. The next day, my dishwasher was draining because there was a plug in the bottom of the garbage disposal that they forgot to take out. When I called them, the lady said that dishwashers are not covered. So I called the guy who did our garbage disposal and asked him if there was a possibility that he could’ve done something. He said yes, came right out, and took care of it. And he did what he was supposed to, was real nice and quick.
So I don’t know what AHS covers. They don’t cover garbage disposals, dishwashers, and air conditioners. They have different levels of warranty and I think what I have is the basic one. I got it when I bought a house as part of the deal so I’m sure they got the cheapest one but I wouldn’t more so recommend that again. I could just call an appliance person and get it done. Everything I’ve asked them about was not really covered and it was expensive, $800 for the whole year and $75 every time I call them. Hoping that they’d cover some of the cost but they haven’t so I won’t do it again.

Our $700 washing machine was broken. I called AHS and there's a lot of hold time, about 15 minutes, half an hour. They sent a guy out and he was great, but he has to report back to them to see what they're allowed to fix or not allowed to fix. Then he has to leave and then we have to make another appointment weeks later. AHS is offering us $300 to buy a new one but we can't afford it. They said that since it's a new one, it has to have its own manufacturer's warranty but why would they want me to use the warranty if I've paid them? That's the reason why we bought the contract. So we're still stuck with a broken washer and it's been a couple of weeks.
Hi Doug, I do understand that you have a frustrating situation that needs to be addresses as soon as possible and we are here to help. Long hold times as well as a delay in service can be an inconvenience. I will contact you tomorrow regarding your review to find out if your issues were resolved and how we can better assist you in the future.

I'm in an area in the country where home warranties aren't as prevalent as they would be in the south. We're in New England and I only knew about home warranties from down in Florida, because everyone has them for their air conditioning and they live in places where everything breaks. But my two cents is now that appliances are such crap that having a warranty is one of the best ideas ever. I'm in the real estate and development industry and we used to offer, with new construction, a 2-10 Home Buyers Warranty. We stopped doing that a long time ago, but my initial goal was to have something to offer because we're an independent agency. So, we don't typically get involved in that and I haven't seen a lot of it lately with the agencies anymore.
We remodeled our home in 2005 and I bought the first generation of all the new high-end stuff from KitchenAid. I bought wholesale and it worked out great, but after five years everything starts to need work. I live in an expensive home and I spent ridiculous amounts of money on appliance repairs. I spent thousands of dollars on a 20-pound ice maker that we have at our kitchen bar. It was just stupid. My appliances are getting older, my appliance repair people can't seem to get these things done, and I'm just sick of spending money so, I started looking to replace them. When I sold one of the houses to some close friends of mine from New York last year, they have a different mindset of how things work. They had a home warranty and I went through it with them.
Then, shortly after I got the plan with American Home Shield, my dishwasher started acting funky. Because of memory, I called my appliance guy. They came out and said they needed a new pump. It cost me around $200 and it still didn't work right. I remembered I got a warranty company now and I called them. Then, I've got these drawers that come out of the counter and they're refrigerated. They're up against one wall. I call it a bar and next to the under the counter ice maker, there's these 26 and a half inches wide, counter-height two drawers with the wooden custom panels on it and you pull them out and it's a beverage center. I get them out of the refrigerator and the home warranty thought it's the refrigerator and that I need new refrigerated drawers. They've been very confused that I'm not looking for them to repair my refrigerator and I keep putting in refrigerated drawers.
I explained to the service guy that one of the problems with this set up is KitchenAid discontinued this model. I can get from Japan. They'll still manufacture the control board, but all the appliances today have these control boards with an overlay, like the TV remote control. The difference is the part where you push the buttons is put on adhesively. If you don't take that off correctly it can tear so you need to order both parts. They stopped manufacturing the overlay so I wasn't going to spend $300 for the part and then maybe they can make it work. Then, Sears came out. The guy that came said it's this control board. The part came in and he said it's all fixed. Then, they left and it still doesn’t work. It doesn't eject anything and it doesn't keep temperature. So, they'll be coming again on Monday because both of the appliances are still having issues but they only charge me one service charge.
But one thing is that we've had several calls already to get a couple of appliances repaired and the process isn't as smooth as it should be. Because I'll put in a call to home warranty that I need something done and then it could be several days before I get contacted because the work is performed through some kind of a contract with Sears appliance repair. What happens is it's not automatic. I often end up calling the Sears number and ask if anyone scheduled anything for my repair and they'll say no and we'll do it then. So, I'm wondering why didn't anyone contact me.
Through the learning curve, for someone who has never dealt with the home warranty program, there's a disconnect. The very first repair, I got a phone call or an email that said if I haven't heard from the repair people, to call this certain number. So I called the number and it was Sears appliance repair. Then I spoke to them and they said I needed to call the home warranty company. But the email said to call them so, I ended up calling the home warranty company and then wait for someone to do something. But it hasn't been a problem since then. They're responsive but you just have to do a little more effort.
But overall my experience so far is good and I haven't had to argue with AHS about anything yet. If I come to an impasse where they can't fix it, I'll have to go ahead and buy something new and we'll work it out. There's something in the contract that says if the appliance has to be replaced, they'll cover up 'til 3,000 per appliance. So, no matter how many appliances I buy a year for my projects in my home, I'm constantly dealing with it and all those appliances are expensive. I think it's a great idea as long as it all works.

Whenever I had a question, I've felt like the people on the phone listened to me which was nice because customers don't get that a lot. I submitted a claim to AHS for my leaky shower. Everything I’ve had with their representative has been great. However, the contractor wanted to rip my whole bathroom apart so he could get into the wall. It took me 20 minutes to convince him that if he just stepped to the other side of the wall, he doesn’t have to cut the whole bathroom apart, he will just cut a little hole in the wall. Finally, I told him, “I'll just cut the hole. I’ll show you how to cut it.” He was like, “Oh, well, look at that.” And then finally, he fixed the shower. I walked over there and said it’s still dripping. He says, “No. It will stop dripping in about a minute.” Fair enough, about a minute later, it stopped dripping. And then about three hours later, it started dripping again and then stopped.
I called AHS again and they said, “We’re gonna put you in touch with his manager.” The manager said, “Send me some pictures of what's going on and I'll get right back with you.” I sent the pictures but I haven’t heard anything from them and it’s still a leaky shower. But at this point, I don't want to have him in there again because he left a lot of junk around, too. He didn't even caulk so I still had to finish the caulking and cleaning up. He also left all the gunk on the shower and I had to take all that off. So all in all, I'm not pleased with that part of the work. I’ll just buy the piece and put it in myself. I just haven’t gotten around to it yet.

When we purchased our home in September of 2009, American Home Shield was one of the things that came with it. The seller had included it for a year in case there were any issues. And we were grateful we had it because we ended up having some issues so we continued it after that. The reps were polite. But there's quite a lengthy wait to get a hold of somebody and had to sit on hold for a while. And I have tried doing the online request, and I feel like I'm explaining to them more what the issue is on the phone than me trying to type out what I'm trying to do.
My gripe is we can go for years without using their service and our policy is $58 a month. Then, we have the $75 service fee whenever we use it. So, if you take out what we're paying a year, we could have already bought the appliance. If I'm using rounded off figures, it's $645 a year. And I may go two years without using it so, basically, I put out around $1,200 to $1,300 plus the service fee of $75. But I could have gotten a brand new, really high-quality appliance for that money. So if you don't use it excessively, you're actually losing money.
When we had a furnace issue, American Home Shield only covered $1,500 worth of our furnace and we still had to come up with $7,000. A furnace is $10,000. So, in all these years I've been with AHS, I could have bought a new furnace. A couple of years ago, I used it for my dishwasher. I hadn't used it prior to that for three years. And I paid the $75 service fee plus the $650 for a year for it. I went into Lowe's and could have bought a high-quality stainless steel dishwasher for $1,000. The warranty seems expensive for those of us who really don't use it a lot and only use it in an actual emergency. My suggestion is that American Home Shield should give vanishing deductible to people who don't repeatedly use the service. For example, if I don't use it for 18 months, then give me $15 off. And then if I don't use it for another year, then deduct it off to a certain point.
Also, the price is slowly climbing but we're not actually using it. And American Home Shield said it's because the cost of living goes up. My cost of living goes up too! And when I tried to explain this to their rep, she didn't seem to understand what I was saying. I talked to somebody the other day and they've got American Home Shield too. They said, "If you've been a faithful client for 10 years, take off a certain amount of money as an incentive to stay with them. Don't jack up their rates the longer you're with them." I like to be rewarded for not doing something or doing something correctly.

AHS is always great. had excellent interactions with their rep when I called a claim in for the dishwasher. They notify the repair people and the repair people will text or email me and say they would need to schedule an appointment. Last time it had to be a double repair trip and I had the same contractor come out twice. We put the pump in, it ran one-time and stopped. That same time, the board was going out, too, but we didn't know that. So he had to come back out and put the computer board in. I've only used the dishwasher a couple of times but so far, it's worked fine.
I am glad we have been able to fulfill your home requests and provide you with a great customer service experience while doing so.

I had some other contractors come in and redo my terrace level. When they pulled the furniture away from a corner, there was water damage and looked like mold. So I called American Home Shield and they sent someone out really quickly. It was an old water leak from something that I had gotten fixed back in September, but the company said if I see anything within the next 60 days, they’ll come back out with no charge. The contractor was very thorough and very professional. He examined all the areas to make sure there wasn’t a current leak. He went outside to make sure there was nothing going on. He said he could go through the wall and see if there’s still a water leak, but because everything was bone-dry when he knocked on the wall and looked outside, he went to the water shutoff and made sure that he didn’t hear anything from it. He was very good.
I had an account with AHS a couple of years ago but I canceled it because I wasn’t in the house a lot. I didn’t need a warranty to cover stuff I’m not using. When I came back into the country and started staying in the house a little bit more, I re-upped with them. I can make a claim online but I can’t see my current policy if I go to their website. What's showing is the old policy I had two years ago. I’ve reached out to them but they said they can’t do anything. They gave me an email address to email but I still can’t see my new policy.

When I had a plumbing issue, submitting a claim was not a problem, but getting someone to fix it was. I already paid for the service about six months ago, but the person who came and fixed it didn't do a good job. So I paid again for something that should have already been fixed. The guy who came over did a great job though. He even followed up which is the first time ever since I used someone that American Home Shield sent. A follow up on a plumbing issue that wasn't as dramatic just to make sure it held and if other repair needs to be made for a family with a newborn goes a long way with me.
However, nothing is ever easy with AHS. When my house was freezing, they can't get someone out though I have a newborn in my house. If they can't get someone and if I don't get approval from them to go with an outside contractor, then I eat the cost. If I have a serious enough problem that isn't fixed within 24 hours, then I'm gonna have a bigger problem. They need to reduce their timeframe in emergency situations like freezing temperature.
Also, my air conditioner is covered as per their policy, but they told me it's not. In the end, they wound up covering the cost and because of the problems they gave me where they would only pay $12 of the $25 per gallon of freon for an air conditioner, they ate the whole thing to make up for what they did to me. Without my insurance background, I would have been out about $2,000. So, I do not appreciate them and I'm not happy with them. AHS is horrible, but the cost that I save makes it justifiable. My stuff has always been covered because of the fight that I put up. If my wife gets a claim denied, I call up and it's covered.
The time I have to give up and the work I have to make up to fight with them during business hours is another problem. For anyone else without my background, AHS would not be an effective buy. They've denied things numerous times and in the end, they wanted to pay more because of my knowledge of insurance. I'm the President and CEO of an insurance company, but I don't throw that out right away. I throw it when they try to educate me.
I know more than they do because the people they have calling me are not trained in insurance. They're trained to say no. When I get on the phone with a supervisor who then tries to educate me and I explain to them what I know, all of a sudden they would say they would put it up to the next supervisor level and they'll have someone call me. And then, it starts with an apology, and they'd say they'll cover even things they wouldn't cover before because of what they put me through. But rather than crediting me my money back, they give me a credit of $75 to use towards my next service call. And I argued that and told them "What if I cancel the service based upon this poor service? I want my money back." They said, "No, that's how we do it." And they get me to leave them alone until the next call.
I got involved with AHS because I'm a former military member and they were a partner of USAA about 10 years ago. Within 2 years, they were no longer a partner with USAA, but I continued with them. And they can't just get rid of me because they're tired of paying claims. The reason AHS is no longer a partner with USAA is USAA doesn't wanna put their military members and their families through what I am experiencing. USAA thought that AHS was providing a benefit as a partner with a reduction in premium. However, members started complaining that though they're giving them a 10% reduction in premium, they're not getting the claims paid.
If another company came out that had a reputation that I couldn't compare, had security behind it, was another USAA partner, and would charge me double but I don't have to fight this way, maybe I will lose 20% in the long run but that 20% is worth it for my quality of life. That's how bad AHS is. I would never recommend them to a friend. I'm getting my house redone and I don't have to deal with AHS anymore which is one of the most exciting things for me for our renovations. I'll be able to minimize my cost with all-new appliances. I would only need coverage for the plumbing and stuff inside the wall.

I call them when I submit a claim and it's easier for me. There is no a wait time. If it's the weekend, somebody's calling me first thing Monday morning. Recently, my washer was not draining. It quit rinsing and spinning and I need to get this fixed. A guy came in, and he was the nicest person in the whole world. He tried to clean it and fix it but it didn't work. He had to order a part for it, then he came back and fixed it.
I'm a realtor too and I put American Home Shield warranty on every house that I sell. I order and I pay for it or we get the sellers to pay for it. I actually had a customer last month who was gonna buy a different warranty from a different company. She went on to Consumer Reports and researched it. I ended up calling AHS because the contractors said they tried to contact me and they couldn't. AHS told me to call them and I did. I was told they have scheduled me and were going to be out in a day or two. I stayed home all day waiting. Almost past the time the contractors were supposed to arrive, I called to make sure they're still coming but they did not have me on schedule.
So I immediately called AHS and they got me another company that actually came out the next day, which was good and I had lights put in. However, we had a problem with getting my deductible paid. They had solved the problem but then 2 to 3 weeks later, it broke again. I called again, they came back, and fixed it. It happened about 4 or 5 times. But I'm not sure if it's the same issue all the time because it's a rental property and I don't live there. One time, it was the thermostat, and another time, it was the valve. But every time the contractor goes, the furnace would run. And then it would go down again.
But there haven't been any difficulties when submitting the claim. Every time, they come within the day. Sometimes it’s snowing, so I understand they won't be able to come right away. I didn't understand too much what kind of warranty it was though. I never had that kind of insurance or warranty before. I thought when they couldn't fix it, it will be replaced. But they told me that's not the way it works. They would keep fixing it until they aren't able to fix it anymore. And if they need put a new one, I will have to buy it myself. I realized that the last time I called.
I would like to thank you for the positive feedback!

They had to come back out a couple of days later because there was a drip and they corrected it with no problem. However, after submitting a claim, it takes a little bit longer for somebody to come out, especially on a Friday or Saturday. American Home Shield would contact the contractor who will call me back. And for my last claim, it took four days for a contractor to call me. But the claims agents were wonderful.
I am glad that we were able to fix the pipe under your sink and provide you with a good customer experience while doing so.
Thank you,

First of all, I have been an American Home Shield Customer for many many years. My downstairs heating unit went out a week and a half ago and I am still without heat (Mind you, it is very cold here and I have children in the home). I put in a work order to have it repaired and the Heating company said they had to order a part for the unit. After waiting a few days (still freezing cold), my husband called to get a status on when the part would be in and they told them it would be a few more days.
Soon after he hangs up, the Heating technician called and said the part was in and an appointment to come out to replace was made. When he gets there the next day, he tells us it's the wrong part and he told his boss that before he came out but the boss said, "Go out there anyway and get the number off the unit" so they could order the correct part. Another day passes, they called and said the part was discontinued so they could not repair it. This means AHS will have to replace the unit. Now we have to wait for a quote from the Heating Company to AHS and a call from them.
Another COLD DAY, AHS calls and tells us, "According to the information from the contractor, we will pay for parts and labor but you have to pay the additional $3000 out of pocket as we do not cover that part." I'm like, "Whaaaat? We don't have that kind of money for these unnecessary services." I called and spoke with several AHS customer service reps and they are telling me the most AHS will pay is $1800 towards a new heat unit. Really? This is insane! Anyone with knows it costs much more than that for a new unit and labor.
Come on, AHS. It costs at least $3000 for a gas heat unit including labor. You should be ashamed of yourself. They are frauds and work with these companies to rip customers off. This is unfair and they know it. They are allowing the contractor to quote these extreme rates for services so they won't have to pay the contractor any reasonable money and the contractor in turn tries to recoup from the customer. Horrible business practices at the expense of the consumers. I thought this was a good company but I see otherwise. I am now without heat and AHS won't provide reasonable assistance to accommodate me and my family, fairly.

I used to be with First American when I lived in Central Florida but they don't cover the area where I moved to. I talked to the Realtor that I bought the property from and they had mentioned American Home Shield and other companies but they didn't make a recommendation as to who to go to. AHS was the first one that reached out and their price was in line with what I had been paying before so I thought I'd give it a shot for a year.
The policy went into force at the end of January and about the third week of last month, our AC unit went out and had an issue with the blower motor or the thermocouple and they came out to replace that. The service tech that showed up was courteous and knowledgeable. Everything worked out but I wasn't happy with the response time. It happened on a Friday afternoon and I found out when I came home from work that night. By the time I was able to reach the office, they couldn't schedule anybody to come in until the following Tuesday. They were not willing to come out on the weekend unless I wanted to pay them an up-charge. The prior service that I had in Central Florida offered coverage 24 hours a day, seven days a week. If I called on a Friday, even at 8:00 at night, they would have somebody out by noon or early afternoon the following day. Other than that I had no issues with the service that was performed at all.
I would like to thank you for the positive feedback!

Dealing with American Home Shield is absolutely wonderful. Our dishwasher quit washing the dishes on the top rack. My husband submitted a claim online and the contractor that they sent us was absolutely awesome to deal with. He called us to say that he was gonna be coming and he was actually able to come the very next day. He was very on top of things. My dishwasher has much better performance since it was repaired. I have had American Home Shield from my days living in California from '92 until 2014. Then I used them again as soon as I moved into my New Jersey home in 2014. Their service is amazing. They have very prompt scheduling and I also have a very reasonable monthly fee. The service calls amount to $100 that covers 10 different appliances. You're given the opportunity to pick the appliances of your choice. So far, I have no complaints at all. The contractors they have sent have kept me very well informed. If there’s a delay in a part that was needed, I was very well-informed. I am very pleased with their service and everything is working as it should be. I've been completely satisfied with it and I have recommended American Home Shield to friends over the years. I will continue to do so because of the quality of the service and their responsiveness and being able to talk to someone directly when you call without having to go through voice prompt.

There was an issue with our central AC and submitting the claim to AHS was very simple. I love the fact that they have an online portal. When I do it online, they immediately communicate to me that they've received my claim, as well as when they assign it to someone and whom it's been assigned to. It's really nice because I'm never wondering what the status of my situation is. Also, the contractor that came out was one of the nicest people I've ever dealt with. They sent someone from Total Air Care and he was exceptional. He did the repair and I had AC again very quickly. American Home Shield has continued to be very responsive and the contractors that they use have been excellent.

I have to wash my dishes by hand because I've been without a dishwasher for almost a month.
I'm not happy with American Home Shield and my interactions with their reps have been negative. Either I'm given the wrong information or I speak with someone who doesn’t want to help me resolve the issues for two different claims that I've made since I've been a member. Problem started when the Ice melted from the freezer and damaged our beautiful wood floor. AHS is not willing to cover the damage since they are claiming that this is a secondary damage and they don't cover secondary damage but I think it's a negligence from their contractor and they should be held responsible for this. I ended up with repair cost estimating thousands of dollars since no one have the similar material and we and previous owners don't know where the wood has been bought from, don't know the brand. Even with the closest match the replace wood will look different. I feel like suing American home shield.

I'm a realtor and have AHS on a rental property. There was one particular vendor I was not pleased with. I had an AC company come out three different times but they still couldn't fix the problem. They wound up pulling the unit out of the wall. It messed up the wall so I went ahead and had them send me a check and I hired somebody different. Most recently we had two issues. One was electrical. They said something’s stopped working and the kitchen area had power. And then the second was that the stove stopped working, but they weren’t sure if that was related. So I put both of those things in on the claim and then the electrical people came out and said it was all related and they did a new fuse. So I cancelled the Appliance Pro people from coming because the electrical people had already fixed the problem.
The $75 fee was supposed to be collected by the Appliance people. When they didn’t come, there was no fee collected. Then I didn’t hear any more about it. I tried to call the electrical people back and they said no fee collected so they weren’t gonna collect the fee from me, and so I waited. I finally got an e-mail this past week that said I was past due for paying the premium. So I called them and paid the premium. I filed this past claim over the phone. Talking with their reps has been good, especially the regional person. She and the people that I've talked to on the phone have been very helpful. Overall, I've been pleased with AHS. I recommend it and tell people about my experiences and it’s saved me a lot of money.

We've had a few claims in our first year in this house, and AHS has been absolutely reliable, trustworthy, and helpful. I just call them up and tell them what the problem is, they ask my location and give me the name of a couple of places or one place. And they even give me their number in case I want to call if I'm not going to be available too frequently so that I can set the appointment up with them, which I have done a couple of times.
The contractors have all been terrific. However, the contractor that they sent to fix the heater from my pool last year had to come out here two or three times to nail down the problem. Then we had the problem again. When I spoke to them, they said they can’t do anything with the problem because the pool was closed for the season. So I don't know where I stand this coming year with respect to paying another $100. Nevertheless, the whole service has been very acceptable to us. We like AHS. They do what they say they are going to do and have suggestions for me, too. It's been a very nice experience with them. In fact, we have signed up for this coming year as well. And the house we sold before we bought this house, we bought them the first year's coverage through AHS.

I understand the American Home Shield claim process and how it has to work. I understand going into a queue so I don’t have a problem with doing it that way. I have my own little two-step process, which seems to work best. I go online and submit a claim. I then get a response back that tells me that someone will come and fix the problem, for example, a week from next Tuesday. I get who that someone is and I get a phone number for the business. I call up the business and I make my own appointment, usually within the next one to two business days.
For the most part, their contractors are fine and professional. I only had one instance of someone being unprofessional. It was an electrical issue two claims ago. I stopped them before they even came out to my house. I called AHS up and told them I didn't like the guy on the phone and I didn't like the way they handled themselves. I asked them to cancel that contractor and to give me another company which they did. When I am asked to do a survey on the company that came out to the house, I’m usually pretty nice on that too. But I don’t get a survey all the time. Recently, I had dishwasher issues where the soap dispenser door was broken. The dishwasher we have will never clean like a Bosch, but it’s doing the best that it can. Everything that the contractor came out to fix, they fixed. However, the quality of the dishwasher sucks.
When I’ve had to deal with customer service at AHS, I only had one issue in the past year or two that I’ve been a customer and it was quickly rectified. My mom and dad also use AHS and in the last couple of years there was just one issue that needed to be rectified and it was. For the most part when it comes to AHS as a service organization, I’ve yet to deal with people on the phone that didn’t care. Nobody's perfect, but I have recommended American Home Shield to friends.

I filed my most recent claim with American Home Shield online and their website was very easy to navigate. The contractor was great and he explained what he was doing. I had to get a part replaced but it wasn't the part that he fixed. The issue was a bathroom tub faucet and he replaced a major component. Two months after he did that, the handle cracked. I just had to replace it and that wasn't a big deal. Other than that, everything he did was fine.
One thing about AHS is that the wait time for someone to come and the response to service call is quite long. Somebody takes two days and sometimes what needed to be fixed has been out three days that's why I ended up canceling my last call. I called on a Monday and they said that they couldn't come until Wednesday afternoon. My issue was I had a shower that wasn't working and I needed to take a shower. When I made the claim with them, they wouldn't entertain me. I had to wait three days for a shower but once they come, the service is great. On the whole, my experience with AHS was good.

American Home Shield is a company backed on lies and stipulations within contracts that prevent them from actually covering the expensive materials in your appliances. They are manipulative and unreliable. Do not ever buy an American Home Shield warranty, my AC has broken 3 times in the last year and they will not replace the unit, they simply fill it with Freon and say "it's fixed."
When the technician came out again for the FOURTH time suddenly he found a leak (how convenient our warranty is about to expire) and requested the unit be replaced and now American Home Shield has stated that they are going to "fix", not replace the unit per the company's diagnosis. Even though I called Harbor Point Mechanical and they diagnosed a replacement of the entire interior unit. American Home Shield has stated that suddenly we are responsible for the Freon also which just had to be tipped off in the past three visits. And now the unit is completely empty somehow and we owe $990 for Freon. I am tired of being hot and cold all the time and being lied to, and never called back. This company is founded on lies!!! And now they have blocked me from posting on their page with all the other million horrible reviews. This company is garbage.

We have been customers of American Home Shield for over a year. When we submitted our first claim for our heater, it is denied. There were a lot of technical terms thrown around not only by the HVAC company that they sent to our home, but also by AHS. We were told that we are having flame-outs on our unit and that the flames melted a pipe which caused water damage to our control board. So... AHS has denied the claim based on water damage... Which was caused by the flame out of a heater that needs to be replaced. We are still working with the HVAC company as well as AHS to see if we can come to a resolution.
This isn't the service we expected to get from AHS since we had heard a lot of positive things about the company. We are still hoping that this can be resolved and we can get our heater fixed under our AHS home warranty... But people definitely need to beware when dealing with this company that they will seemingly see what they want to when reading a claim to avoid paying for replacements.

The service from American Home Shield has been great. We haven’t experienced any issues submitting claims, but the challenge with AHS is that they don’t necessarily have vendors that can accommodate all the needs. When our septic tank was not working, we had to wait a week before we can get somebody here to check it out. They did a good job at repairing it, but getting them here to repair it is the problem. We had the same challenge with the AC. We really don't have any advantage over anybody else that calls a random number to get a service. Other than that, we will absolutely refer AHS. We know that we are secured and that AHS will take care of our issues regardless of the time frame.

For the most part, I'm happy with American Home Shield. The representatives are great. However, whenever I'm calling in a claim, it takes them some time to respond and it's very annoying. It can be as little as 10 minutes and sometimes I've given up after 25 or 30 minutes. And sometimes I try to do it online because that certainly would eliminate the waiting time but for some reason, I'm not able to do it. They should improve their phone communication system.
I recently called AHS when my water heater would not turn on and they dispatched Moore's Plumbing. Their plumber has been to a number of my properties and he promised me he was coming. I texted him the tenant's phone number but at the end of the day, when I heard from my tenant that he didn't show up, I texted and asked what happened. He claimed they never texted him the phone number. So what I did was I took a screenshot of our conversation showing that I had texted it to him.
And when I followed it up the following morning when he said he was going there that day, he texted me back just to say something about some sort of voicemail message which I was assuming he was referring to mine and he said American Home Shield will dispatch somebody else. And they did and the new tech came the same day. All they had to do was relight the boiler and that was it. It could have been done within 48 hours from the initial call but because of all the delay back and forth, it's done in 12 hours and three or four days later which was unnecessary because the vendor was not American Home Shield.
I'm perfectly happy with almost every other vendor. Some are more pleasant than others but Moore's Plumbing is a problem and I've asked AHS to tag my account where they are not going to be an assigned vendor. The plumber was a total jerk and I've had nothing but trouble with him. He doesn't show up or doesn't show up on time and claims that AHS messed up. The bottom line is that I can wait sometimes a week to 10 days before he even comes to service.

I had a plumbing issue with the kitchen sink and my experience when I submitted a claim with American Home Shield was a disaster. They sent a plumber from Lane Plumbing but he was a joke. He called me the week between Christmas and New Year’s, and before he even got to the house, I could tell he didn’t want to be there. He got there and told me I had a dead rodent in the wall. Then another one who I’ve worked with before came out. He told me it’s not a dead rodent - that I got a leak in the smokestack and I need a smokestack test.
All the time that I’ve called American Home Shield, they only got these two guys and neither one of them did a smokestack test. So then AHS had to go out and get this guy up in South Jersey across from Philadelphia. He called me and surprisingly over the phone, he’s trying to figure out what’s wrong. Initially, it sounded that he knew what he’s doing, but it turns out he didn’t. He set up an appointment, but he was a no call, no show. Finally, a guy comes out and fixed the problem. He was spot on the first time I talked to him.
American Home Shield advertises on the radio and even on Fox News, and it sounds great. But sometimes they don't approve stuff. You gotta battle with them for what’s covered and what's not when you call up. It’s like I’ll need a lawyer every time I read their contract. And things are smooth depending on the contractor. I’ve had other calls and one of them, a refrigerator guy came out and he was great. But this last plumbing, three people came out - the first two giving me different things that were wrong, and the other guy coming out from far away and they cancel him because of that. And every time I call up, I gotta explain myself to somebody new and they got to get a supervisor. AHS needs to firm it up.

Dishwasher repair turned into Nightmare! We have waited going on 2 and a half months waiting for it to be fixed or replaced. Still no resolution. Starting in early January we ran into issues with our dishwasher. The dishware is not draining. Our home warranty sent someone out a week or 2 later. They looked it over and said they needed to order parts. So they ordered them, and came back out a couple weeks later. This time the parts were here and the tech installed them, and reported that the issue was fixed... He left, and when my wife came home reported that it still was not fixed. We called the American Home Shield and let them know and they said they would schedule them to come back out a couple weeks later.
2 weeks pass, no dishwasher and the tech doesn't show up on our service day. We call home warranty and tells us that GE was scheduled to be out but that they would call to see what happened. They called GE and were told that they didn't have us on schedule and we would have to wait a week. So my wife calls back because this was getting out of hand, and this time she was told that there were actually more parts being ordered and that was the issue. So parts get delivered the guy comes out a week or 2 later and installs some of the parts. Says it's fixed. Shows us that it drained, and leaves. We try to wash dishes and not only does it not drain but it isn't washing dishes anymore.
We call American Home Shield and they try to get a diagnosis from GE to see if we can replace it. Which we asked to happen several times and never did. Apparently they couldn't get a diagnosis from GE so they transfer it to another company that came out last week. This person let us know how bad American Home Shield is... Looked at GE's repairs and saw that not only did they not fix it, but they broke it further. The spray arm was broken so water wasn't coming through the nozzles, and the ball was removed from the unit to fix the not draining part. However that ball is needed to prevent back flow which is why our dishwasher is retaining water. This tech sent us a copy of the invoice because he knew American Home Shield would jerk us around with how much they would pay out... The total cost was 250.
Now I get a call today saying that they will pay us 140 as a buyout to replace the unit. Not a replacement cost but the cost of the repair... Which I have proof is about 100$ less than what the tech emailed me... Now on top of this she called me back stating that they can't find proof that we paid the 75 dollar service charge. And expect me to go through my bank account and find it from months ago otherwise they are going to deduct that from the check they are going to send me. I have asked to talk to a manager for the 3rd time, every time I am told they will have to call me back 24 hours later. Which has yet to happen.
This is the first home warranty company that I have had these type of issues with. Their communication is awful, the service they provide is awful. I also have never written a bad review, but this time I cannot hold my tongue. This complaint will be filed with every realtor I know that sells their warranty, every online review company, and anyone that will listen.
I spoke with Mr. Chase and was able to resolve the issue with his dishwasher. The customer has my direct contact information if he has any questions about this issue in the future.

They said it was dangerous to my house and my health and they wanted the name of the mechanic who worked on the boiler but I didn't give it to them because I didn't want to get him into trouble. He was a nice guy but he was not competent.
I called the mechanic back, told him what they said and he advised me to replace the boiler. I asked him why he didn't do that in the first place instead of replacing the vent on my furnace where he spent $800 for nothing, and he said it was because AHS will only reimburse me $600 or $700 for the repair. I told him if that's what's in the contract I will accept it. So I ended up replacing the boiler. I spent $6,000 for that but AHS was only willing to reimburse up to $1,500. And they were supposed to send me a check for $715 but I never received it. It's very difficult to get somebody on the phone because it takes a long time for anybody to come on it. So I feel lethargic and not following up on that. They said they will send it in two weeks but it's been two months now.
I'm happy with the rest of the experience though. The other mechanics that American Home Shield sent were prompt in doing their work. And when there was a problem with the cook stove, they replaced it. Also, when the refrigerator had a problem sometime back, the tech correctly diagnosed the problem and fixed it. However, AHS never asked for a feedback on the the contractors they sent out and that's something they should.

I've been with American Home Shield for almost 20 years. When I bought the house, the warranty was transferred over to me and I kept it because the service was good. Moreover, their prices have been competitive. The representatives that I speak to on the phone are knowledgeable and polite so I'm satisfied with their customer service. However, I had one or two problems along the way where the repair didn't hold up. It was after the 30-day grace period and so, I had to pay for it again. Nevertheless, the majority of repairs have held up well. Overall, I would recommend them.
I would like to thank you for being a valued customer of American Home Shield for 20 years. Your long term patronage means a lot to us and I am glad that we have been able to provide you with good customer service.
