When my mom purchased her home, the person she bought the home from purchased American Home Shield for her so I made sure that was a part of my deal when I came over. It's cost-efficient. I paid for it outright about a month ago so I wouldn't have to worry about anything. I like American Home Shield and care for it and care to use it in the future. It's a safety net, especially for homeowners who exhaust all their funds purchasing the home and don't have room for repairs. American Home Shield gives you comfort in knowing that you pay a deductible and someone will come out and be able to fix the things that are going wrong. A month ago, a plumber came when one of the pipes under in the cabinet area was leaking. He went to Ace Hardware to get the part then came back. However, I'm having the same issue again.

I am extremely frustrated with the poor communication and service from American Home Shield (AHS). We requested repairs for our microwave and dishwasher, and AHS assigned ACT Appliances for the job. During the first visit, the technician performed a small test, claimed the microwave was not broken, and evaluated the dishwasher, stating he needed to order parts. However, after he left, we tried to use the microwave and found it was still broken. On his second visit, he attempted to fix the dishwasher and assured us it was repaired. However, the dishwasher could not complete a full cycle. We called ACT back to inform them that the dishwasher was still broken.
On his third visit, he informed us that a drainage pump was needed and attempted to fix the springs on our dishwasher door. He assured us the door was fixed and that he would order the pump. However, he left the dishwasher in a dangerous state, with the door springs snapping back so fast that it became a safety hazard for our children. Four weeks into this ordeal, we contacted AHS to express our disappointment with the service from ACT. We were informed that the contractor is allowed to order parts without AHS's approval. Despite our dissatisfaction with the contractor and discovering their low ratings on Google and the BBB, AHS insisted they needed a diagnosis and recommendation from ACT before taking further action. Our attempts to reach managers at ACT were met with silence. AHS promised to contact the contractor again, but they have been unable to get a response from ACT either.
We escalated our case three times with AHS, only to be told by their call center in the Philippines that the only solution was for Contractor Relations to reach out to ACT again, a step that had already failed once. AHS's customer support team claims they cannot transfer us to anyone in the US who might take further action and that they are unable to provide any additional steps.
This arrangement appears to benefit only the poorly rated contractor, who continues to operate without proper diagnosis or timely repairs, and AHS, which continues to receive our monthly payments without providing a solution. Their system seems designed to maximize their revenue at the expense of customer service. It has now been six weeks with a broken dishwasher, during which we have made two monthly payments to AHS with no resolution. I cannot recommend this home warranty company. We will be seeking another provider and urge others to do the same.

AHS is a scam, the most unethical, incompetent company I have encountered. DO NOT purchase a warranty for them. I have been without a refrigerator and freezer for a month, they sent out a technician four times. It is unrepairable. They refuse to replace it even though they tell me I am eligible for repair - claiming they haven’t received the report from Sears And can’t do anything without the technician recommendation. They say they will call Sears and follow up. They promise supervisor will escalate. This is the rhetoric that they keep repeating yet they take no action. They promised to call back, they do not, they promise it’s resolved. It is not - they repeat the same thing over and over again no matter how many times you call how many people you speak to. Although occasionally they make up another excuse or reason why they can’t process the replacement.
They are in full breach of contract yet there is no one who will help no to speak to. I still don’t have a refrigerator and if I try to cancel my policy to get my money back, they will charge me for the service visits that nothing was done at. My HVAC broke they said they would cover the coil but not the work that’s needed to be done for it to work and I would be out of pocket $3000. They are the worst warranty company on the planet, stay far away. If you buy a warranty from them, you’ll end up losing money time energy and you will suffer. I don’t wish this on anyone.

Don't waste your money buying their policy. They nickel and dime you when it comes to coverage. I just had a water heater replaced and they are charging me $1664. This is for permit upgrades (new EQ bracing), and added overflow tank, and a new shut off valve. They said the shutoff valve was broken ($250.). I called AHS and they said the broken valve is not covered because it is a modification. I tried to argue and was denied. Also they use cheap water heater they buy in bulk at a discount.

It has taken 4 months to finalize a refrigerator repair. AHS used A&E Solutions for the repair. They in turn used Sears. Worst experience ever. We have received over 70 emails concerning parts ordered, parts canceled, appts, appts cancelled. I get an email that the part is in but when the technician arrives he has no idea about a part and in reality there isn't a part. Request local businesses.

American Home Shield is without a doubt the worst company I've ever done "business" with. Don't fall for the "reviews" on their website. I've been a paying account holder for over 3 years never submitted a service request. Our hot water tank started leaking on June 10th fairly small leak. I submitted a request for service. The first service rep cancelled. I was not notified by AHS. I had to call AHS. The next appointment was June 17th. The plumber came out and said the tank needs to be replaced. Okay, few days go by and I hear nothing from them, when I call they say: "We need a 2nd opinion", fine! They send another tech and I take another day off from work. The tech confirms the water tank needs to be replaced. Days go by I hear nothing, so I call again they said someone would get back to me. They never called back.
12!.... 12 calls later. They're telling me they have to wait for a report from the 2nd opinion vendor, meanwhile my water heater is leaking all over my basement 30 days later and the leak has gotten so large I had to shut the water heater off. I have no hot water heater and they tell me the escalation process will take 24-48 hrs even though it was "escalated" 14 days ago. I CANNOT STRESS ENOUGH DO NOT USE THIS COMPANY. IF YOU'RE SELLING YOUR HOUSE OFFER SOMETHING ELSE!!!
Update: Still no water heater - day 32 of having a leak and day 4 of having to shut off the water heater completely because it was leaking too much to contain. STILL no resolution. I've called 6 times (and counting) to the escalation department and they keep telling me the will have a "resolution" in the next 24 hrs and I NEVER receive a call back.

They don't properly vet their technicians, nor do they hold them to any sort of service standard. Plumber no showed again and they refuse to take any action, so apparently it's okay to have the consumer take off work multiple times to get work done. They refuse to assign my ticket to another company to complete the work. I own 3 homes and all have AHS, or should I say HAD. I will be transferring all to another vendor.

My plan started at $99/MO with a $75 copay/service request. Every year it goes up. I'm now paying $230/MO with $125 copay/service request. I never complained about the cost because they repaired or replaced everything that needed it. Did I really save any money? If I added all the monthly payments and the copays, maybe not. But it saved me from having to fork out the cost if a new appliance all at once. But not anymore. On May 18th my a/c unit in my attic leaked onto the ceiling in my office. It's now July 10th. The AHS a/c contractor determined that the secondary overflow pan needed to be replaced. The a/c portion of my contract states that all parts and components of the permanent a/c unit are covered. American Home Shield states the secondary overflow pan is not permanently attached so they won't cover the repair.
When I asked the supervisor to read the portion of the contract that stated that, he hung up on me. You're not allowed to speak to or email a manager. I have 2 a/c units. A couple of years ago, I had the exact same issue with the other unit. They sent the same a/c contractor, who made the exact same diagnosis. They paid for the repair with no problem. American Home Shield has changed? So I'm changing. I'm going to put my $230/month into a home repair account. I'm done with American Home Shield.

I placed a service request for my upstairs air conditioner. The contractor that they sent out fixed the downstairs one instead. Actually, they replaced the downstairs one. I was not home, and family members were telling them to do the upstairs, but they still did the downstairs. I didn't find out that they replaced the downstairs unit until I got home. The downstairs unit wasn't in perfect shape but it was still functioning. The upstairs unit does not work at all. When I asked AHS to get the contractors to at least come back out and look at the upstairs unit without charging another service fee, they refused. When I asked to speak to a manager, they would not allow it. So, I am out of $14,000 for an air conditioning unit that I did not plan to buy. My plan was to either fix or replace only the upstairs. Now I have to pay a new service fee and still pay for the upstairs one to be fixed or replaced.

Attention American Home Shield customers! I believe AHS is engaging in fraudulent business practices. As a long-time customer paying roughly $70 per month for a warranty with a $125 service fee visit, I experienced a frustrating situation in May 2024. My first-floor AC unit wasn't cooling properly, so I contacted AHS and paid the $125 service fee. They arranged for FRESH AIR SERVICES LLC to visit. After several days, they diagnosed a leak in the AC evaporator coil and said they would order the parts through AHS.
For over two weeks, my online status consistently showed "Part Ordered." I contacted AHS multiple times. One representative claimed the part was ordered but on hold, while another said it wasn't even ordered and needed approval. After escalation, they finally admitted the evaporator coil was covered under warranty, but I would still need to pay for refrigerant and other fees totaling around $3,000. They quoted over $1,500 just for the refrigerant, which is well above market value (typically a few hundred dollars). Additionally, they offered to replace both the evaporator coil and outdoor unit for $6,100, essentially making me pay for everything.
I contacted a reputable local HVAC company. They quoted $3,000 for the evaporator coil and $5,700 for both the evaporator coil and outdoor unit (significantly less than AHS's $6,100 offer). They even replaced the Wi-Fi thermostat for free. Unlike AHS, the local company arrived the same day, assessed the unit, and replaced the evaporator coil, outdoor unit, and thermostat the next morning. Their service also includes a 1-year labor warranty and a 10-year parts warranty.
Disappointed with AHS, I contacted them again to explain the situation and request a refund for the covered repairs I paid my local provider. they agreed to the refund as per my contract with AHS, put me on hold waiting for a long time and did not get any response, and then simply changed my online status to "Service Complete: We've successfully completed your request" – a blatant lie. This is unacceptable. I plan to take this matter to consumer court. I suspect many other customers have faced similar issues. AHS constantly requests reviews but fails to deliver promised services. This is my honest experience.

I have AHS policies on three homes. If you live in a town with several plumbers, electricians, etc., it may work out well for you. When their system works it is pretty nice. You just report an issue online and they find a contractor and send them out. When AHS "cannot" find a contractor, it is up to you but they still charge you the deductible (mine is $125/occurrence). You then have to find a contractor (using the same internet search that they have), have the contractor call AHS and get authorization, and eventually AHS should send you a check to cover what you paid the contractor. Most recently I had a water heater issue at one house and it took over 2 months for AHS to reimburse me. You do all the work, still pay them a deductible, and wait (over 2 months in my case) to be reimbursed. They expect you to pay them immediately via credit card, however they reimburse you with a paper check sent through the US mail.
Customer service is not good. I am on hold as I write this and my estimated wait time is 30 minutes. There is no call back option. I have called multiple times with issues about billing and been supposedly transferred to the right department, but they then claim that they are not the correct department and transfer me again. I am trying to cancel all three policies now, there is no option to cancel online. I wanted home warranties to take work off of me, but they push it back on me. I will not pay them to give the work back to me.
The phone transfer bait and switch just happened again. I chose the phone option for cancellations, waited for 22 minutes for someone to talk to, and was told "This is not the cancellations department, I will transfer you". I told her that if I wasn't talking to a live person very soon then I would call my credit card company and tell them not to authorize any more payments to AHS, which I am doing now.

Contractor (SWAT Plumbing, Ft. Worth)/AHS wanted $4241.20 AFTER insurance to replace contact hot water heater. I am in the county in Texas and codes are not required, but the old unit was installed to code. Only 3 hose connections, 2 vent connections and 4 screws had to be removed to remove old unit from wall but contractor (through AHS) wanted $1147 to replace heater (despite replacement insurance) AND $1167 for vent modifications!!!! I bought a $67 vent pipe to maintain code installation and family did the work in just hours. Contractor quote was even more outrageous on an old house/not to code tank hot water heater replacement (which we also did ourselves). Must be a contractor/AHS cash cow as no problems on simple stand-alone appliance replacements (refrigerator, washer, garbage disposal). I canceled my contracts and wonder how many people without other options have been taken advantage of by these crooks!

We have been waiting for this company to fix our AC for a MONTH!!! We are experiencing hazardous weather conditions with temperatures in the upper 90s and AHS simply doesn’t have the capacity or willingness to solve this problem. They subcontract small businesses to provide repair services that don’t show up or are not responsive at all. It is impossible to get another contractor involved due to their “policy” putting our health in jeopardy and causing major disruption to our lives not to mention expenses! STAY AWAY FROM THIS COMPANY!

Made a claim on friday because AC broke down and had over 95 degrees and humidity. PC will not expedite because they said an emergency is 105 Degrees which I thought it was ridiculous. I spoke with the technician on saturday and he said he won't schedule anything until Monday. AHS said they only have 1 service provider for AC in the Charlotte area and therefore I have to wait until Monday to schedule something for who knows what day. They were very quick to charge me the service fee tho. I wonder how many day will the CEO of the company will tolerate his house being at 95 degrees with humidity..I can promise he does not use American Home Shield for how super insanely slow they are....

The company at its core is a scam. You pay for months and years and as soon as you need to use the service they dispute and drag their feet on any claim. Avoid at all costs, you would be better suited to put the monthly premium away and deal with issues from savings. If your refrigerator or air conditioner unit breaks, are you really willing to sit and wait weeks for their *possible* resolution?

Hated this company. They slowly increased me yearly contract in 3 years. My last $74.99/ with a $125 service charge for repair calls… Takes 3 days to get a appt scheduled. They sent some extremely crappy technicians which has serious bad reviews. Make sure you cancel 30 days prior to contract ending otherwise they will renew with a price increase. Extremely difficult to cancel. I had to call 3 separate times and long conversation only to call back 2 days later and still had not canceled contract!!!! I won’t use them again. I decided to go with a different company. Hopeful I’ll have better success.

It's pretty easy to submit claims to American Home Shield. But there’s a language barrier. I find it to be very easy to just file the claim online. When you call in and speak with the representatives, sometimes they do not understand the concept of what you're trying to get over to them as far as trying to explain the situation. I explained exactly what my AC unit was and what my unit looked like. What made me upset about that particular situation was that I was pretty straightforward and honest with them on describing over the telephone what my unit looked like, and they told me that it was covered under my warranty. But when the CasMech Heating showed up, they told me that they don't work on this type of unit. There was nothing I could do. They just turned around and left.
I had to call back American Home Shield and fight with them about getting my service fee refunded to me. They told me that they could not get another person out here to service me because the type of unit that I have, because it looks like a window unit, that's not covered under warranty. So it's still broken. But American Home Shield is great for other things. Recently, I had a garbage disposal break and that claim was seamless. So they have hit-and-misses.

I filed a request a couple of times to American Home Shield. Everything has been pretty good. Everything is quick. They respond fairly quickly once I put the request in. When I had a issue with my refrigerator not really cooling, I put in a request through the online portal and then they called me within 24 hours. Within three days, somebody came out. The contractor diagnosed the problem within less than 15 minutes and ordered the part for the refrigerator. Then within seven days, they came back out and put the part in for the refrigerator. During that time, I was getting text messages stating that, "We ordered the part. Your part has come in. Somebody's gonna come out.” Also, they called at least 30 minutes before they got here to let us know that they were on the way. They were really on the ball.
I've always used their online portal. It's very straightforward and self-explanatory. There was something with plumbing that American Home Shield didn’t cover. So we had to call somebody else for that piece. But other than that, they've been really good with coverage. The deductible price is $75 for somebody to come out. I've had a different home warranty place previously and they covered almost the same thing and their deductible is a little bit less.

I carried a warranty with AHS for 10 years because I owned homes with aging AC systems. I’m 99% certain that I never made a claim that required more than my deductible to fix until now. My AC went out 9 days ago and it is July in Kansas which means the humidity is basically the same as the outside temperature. I have called several times each day and they are still unable to give me a timeline of when it will be fixed. The temperature is an actual health risk right now, so I’ve had to vacate my home and the humidity is murdering my hardwood floors and home office equipment. They won’t even let you talk to a supervisor when you ask. Just put you on hold for three minutes and then tell you the supervisors are too busy. You’re better off saving the monthly premium and handling equipment problems yourself.

I reported a broken AC on June 19th and still do not have working AC. I am in Phoenix area where the temperature has been 110 on average for the past 30 days, yesterday up to 119 in our neighborhood, this week expected to be 115-116 degrees. This is unsafe and unhealthy (I have had multiple asthma attacks and my husband - in his 70's - has experienced lethargy and headaches). In addition, because of the high temps in the house for weeks now, we have lost pantry food, medication that has gotten too hot, and good wine. We have had to find somewhere else to sleep, and as a 100% remote worker, I have struggled to keep my cool working each day in the ridiculous heat of the house. The average temp inside our house has been 95 degrees for 2 weeks now. When talking to AHS customer service team multiple times, I have been told it is an inconvenience and nothing they can do to speed it up.
The process of AHS requiring they order the part - rather than the AC company providing - to get the cheap price they desire is what has caused the delay. Multiple AC companies could have fixed this 10 days ago. For what I have paid for the home warranty, I could have paid for this repair myself. I have asked to be escalated and told they don't do that, that escalation will tell me the same line "I'm sorry for the inconvenience but the part has been ordered". Finally, yesterday, after first being told there is no manager to talk to me, the rep said she would have a supervisor call me which never happened; I believe it was her ploy to get me off the phone. I have used home warranties for decades, but will no longer support their use and especially American Home Shield.

I usually call American Home Shield for my claims, and the customer service people have been very good. I'm very happy with them. Recently, I had a hood over the stove that didn't work. It’s a very old hood, and it was not fixed. They couldn't replace it either, so they gave me a check in order for me to try to figure it out. AHS handled it well.

Awful. Created a service request to have my AC fixed. A month and four visits later and nothing has been done to fix my issue. It is currently summer in California. The inside of my home is over 100 degrees. Once the temperature exceeds 100 degrees the thermostat just reads "HI." They have no sense of urgency, nor do they seem to understand the severity of the issue. Customer service representatives are useless. Worst insurance company I've ever dealt with. Completely unacceptable.

I have three houses I have American Home Shield on. I like that it gives me a sense of security that I know I have something out there that I can just call up and my issue can be taken care of. I had an AC that didn't work. I just told them what the problem was and what unit I had for the AC, and I asked when they can get somebody out. AC Rescue reached back to me within 24 hours and they came out the following day. I wasn't there myself, but they repaired the problem and fixed it. I suggest that everybody should get American Home Shield's coverage. It's a cheap insurance. They should go ahead and get it. ACs and heating units cost a lot of money and that could save you a great deal of financial headaches.

My last thing I did with American Home Shield, I wasn't pleased because from my understanding when I read the policy, it looked like it was covered in the contract, but they said it was not. I didn't agree with it. I had a gas line replaced. I had to come out of pocket. AHS did not cover anything. But the service has been okay. The techs have been great. Three years ago, the AC's condenser kept grounding out. The contractor had to do upgrades to the evaporator coil. We had to wait on the part. But once it part came in, they came right on out, were a couple of hours in a day, and fixed it. They were nice guys.

My last claim was for a microwave that was catching on fire. The tech replaced a plate on the side and it worked fine. I was pleased because it's a $1,100 microwave.

The last time I used American Home Shield, they were okay. It was a clothes dryer claim and it took a while to get it done, but they tried real hard and they did their part. But the repair man didn't quite get it done properly and for about a week after he fixed it, it was bad again. We replaced the dryer.

American Home Shield has been keeping up my other appliances good. If I have a choice of leaving them to go to someone else, I would stay with them and recommend them to others instead. It got tough during the COVID season and because of the lack of materials or parts and appliances. There was a big shortage. So, it took two and a half years for me to get my microwave. But we got that straightened out a few months ago.
The first year, AHS took care of everything. But after that, I had a problem with my septic system and that was when I found out that AHS didn't brief me on the fact that I didn't have that warranty for everything except for the first year. So, they didn't cover my septic system repair and it cost me out of my pocket over $2,500 just because I wasn't briefed in it. I went on and got what I needed on my coverage, which they could have let me know what was going on with that. Other than that, American Home Shield sent a fantastic technician out there to fix my air conditioning and it has been doing great.

I didn't like that American Home Shield gives 30 days to do a call back. But within that 30 days, I didn't notice that there was an issue. When I called them back, it was two months later. And that was only because my AC blew hot air. I decided to go up in the attic and try to see what was going on. That was when I realized that the duct had come off. When I called to let AHS know, “You gotta send them out ‘cause they didn't seal it correctly and they missed the whole side of it and it pulled off,” they told me I had to pay another fee to bring somebody else. I said, “No. You need to get the person that worked on it to come back and complete it.” It's not natural wear and tear because it has been less than 90 days. They just didn't seal one side of it and it came off.
I had to insist on speaking to a supervisor because they kept on telling me I had to pay another 125 to send somebody. I said, “I'm not paying another 125 for a job that wasn't completed correctly.” At first, they told me, “You’re past the 30-day period for a call back.” I would have to pay. And after going back and forth a bit, they decided that, “Okay. We'll waive it this time.” But in that situation where if you had a company that come out to complete a job and they didn't do it properly, and as a result of that, they had to come back because they made a mistake, we shouldn't have to pay another call-out fee because that's the company's error. So, they worked it out for me. But that should be something that is looked into as far as the policy. Other than that, I love AHS. I refer people to them all the time when they ask.

The last claim had to do with some leaking pipes. I called American Home Shield because the policy says that they cover leaks and pipes. When the contractor that came out saw it, they said that I had to repipe the entire house. He believed there were leaks in the main pipe that went underneath the house, and because of that, he couldn't complete all the work. But there were leaks that were accessible, and they didn't address those, so I ended up canceling the service. AHS didn't uphold the policy of making any repairs to the pipes that leaked. AHS tried to resolve it by offering to send another contractor to see if that would be a differing opinion. But each time, I would have to sit there and wait around for four hours. People work. They don't just sit home, waiting for them to come around. And oftentimes, they cancel.
The whole process sounds good on paper, but it doesn't make a lot of sense. Because oftentimes, the individuals don't have the power to fix it. They have to go through a process. I had one claim for an HVAC, and I knew the part that needed to be changed, and the contractor had it on their truck, but they couldn't do it because AHS had to send them the part. So, it's not set up for addressing issues right away. It's too much bureaucracy. When it was simple fixes, it worked. But when it became anything that would cost some money, it slowed down the process.

American Home Shield's agents are very professional on the phone. But the biggest difficulty is understanding them. It's hard to communicate. They don't know our area. So, they would send someone from Phoenix to do something up here, which could be an hour and a half away when we have plumbers right here. The people from Phoenix were frustrated because it's a long drive, and it's way out of their wheelhouse to come up here to see us. But they were always professional.
When I try to tell AHS, "Why are you sending me someone from Phoenix?" They don't know and understand that. It would be nice if they could get a handle on local vendors. And not having the same vendor twice to me is ridiculous. Because if I had my neighborhood plumber who knows my house, my neighborhood, and what is going on, they could save themselves a lot of money. I have an air conditioning guy who lives in our neighborhood, and he's very good. And last time, AHS had someone come from Cottonwood, which was 45 minutes away and booked out for three weeks. It was the middle of summer. It was 105 degrees. I said, "But what about Jungle Cat? He's down the street. He knows my system." It was difficult to get AHS to change that. Also, they keep raising the price. We pay $100 a month and a $100 fee when we call someone out. When we started with them, it was $35 a month. I don't need them. I could just pay cash for the same service.

I have used their service several times. I've had claims for the fridge, air condition, fridge, and oven and it was all done in a timely manner. The techs have been all professional and they've done a good job. The service is good because, if I had to do it any other way, it would have cost me several hundred more bucks.

The first experience, six months ago, was the heater. American Home Shield fixed it. When one of the items fails, the insurance would help me to cover the most expensive items. The lady came out with some codes, and I had to pay $900 for the heater. I said, "Lady, I'm paying more." I paid for the heater. And the guy did the repair. So, I paid $1,000. She came out with those bunch of things. I said, "It doesn't make sense to me." But I went over it. The second one was the AC. I said, "That's it. No more." I'm very disappointed with what happened.
AHS sent me a tech and did the inspection. He went up there and looked at what happened. He gave me an estimate. AHS checked it. And the tech would charge me for the compressor, was a failure on that one, and for the charging, which they tried to get me for $2,000. I made my own research. It would only take six pounds, and each pound is $100. It's 600. So, he tried to charge me for the compressor and for the charge. I said, "Why? I got insurance with AHS. What’s the sense to have them?” Since it felt it wasn't proper, I asked for a second opinion. I called a different guy and he went to check. It was two fried wires. He replaced those. And now I got my AC working.
AHS said in case I wanted to keep my insurance with them, they would only give me $100 for the next service. I said, "You know what? I don't need it. So I would like to cancel my subscription with you guys. And I'm really disappointed with this situation." I run a customer service. I'm in a shop. In case one of my technicians misdiagnosed anything on the car, I wouldn't charge the customer. I would give that money back. That's the way AHS should take care of it. But I asked the guy, he said, "No. I'm sorry." I said, "You know what? I ain't gonna deal anymore with you guys."
I got insurance not to come out with big money, and thought it would help me. At the end, I would have to come out with all the cash to pay for everything. It's not worth it. I pay a car insurance, and the insurance would tell me, "You know what? You got an accident, but you gotta pay everything, half of this," so what is the insurance for? It's the same thing. It does not cover anything.

I requested service to repair my central air conditioner. AHS assigned a local company to come out to service both of my units. After the first visit, the tech indicated that both units were repaired but two weeks later they had to respond to the same issue. After three trips and a second opinion I had to come out of my pocket $4000 dollars. Overall AHS is expensive, slow to respond to request and no regard for their customers. I would not recommend AHS for your home warranty service.

American Home Shield is too damn expensive. I had a problem with a dial on my oven, and somebody came to fix it. And I have continued to have issues. There's something wrong with the dial. It needs to be replaced. I'm hesitant to call AHS again because every time I call them, it costs me $100 on top of the very expensive premium that I pay them monthly. I would advise others to try to find somewhere less expensive for the same services. AHS has consistently raised my monthly premium since I started with them. It's now up to $100 a month, which is ridiculous.

Plymwr Plumbing canceled on me less than 24 hours multiple times. I put in a complaint through American Home Shield, and then, all of a sudden, they were dedicated to getting here on time. My experience with American Home Shield has been smooth outside of the hired company being flaky.

My claim with American Home Shield is still ongoing. I'm just a little disappointed because my air conditioning went out yesterday and no one can come look at it until Friday. So, I don't know if they can fix it that day or if they will have to order parts. Other than that, I had other experiences and the warranty has been helpful.

When I called American Home Shield, my air conditioner wasn't working. It wasn't pumping out cool air. The mechanic came in and told me that they needed a new part. He told me that the program that I'm in with Home Shield covered it. And then, they called me back and the woman told me they were sending me someone out to fix it. Two days later, they came and fixed it. The guy showed me the piece that was needed and it was done. He went and looked at my air conditioner upstairs. He searched everything. I found nothing wrong with him. He was pleasant and thorough.
It's just they called me after to tell me that I had to pay for something about the piece that they replaced. I asked them, "Well, why didn't you tell me this before you actually went in and fixed it? Then I would have known my options whether to pay it or not. You actually fixed it and didn't tell me that I owe you money." I didn't think that was right. I asked to speak to his supervisor. They, in turn, called it an inconvenience for the phone call and they gave me 50% back of my downpayment and told me I didn't have to worry about it.

Valley Appliance came out for my dryer. The door hinge had broken. The techs were great. They were quick and efficient and got the job done. I've told all my kids that they need to get American Home Shield on their houses. We love them, they're amazing, and they've worked with us very well.

AHS raises their contract price and their service call price every year and the majority of their providers (at least in my area) are notorious for no calling and no showing after they schedule a broad 8am to 5pm service window constantly forcing you to miss work to get anything repaired. Their customer service is god awful and they refuse to do anything to reimburse you for all the lost work time trying to get the simplest repairs done. I would say stay away from them at all costs.

I've had a couple of things done thru AHS and everything's been pretty decent for the most part. My aeration system and a couple of valves have been replaced on the house. All of the techs have been pretty good and I received service from them within 24 to 48 hours of filing my claim. There was one time when it took a little longer, but that was because of the situation in getting them the aeration pump. Other than that, I wish the deductible is lower, but the price is well worth it when things have all worked out.

North Pole came out for my fridge that wasn't cooling anything or making ice. They were awful. They told me they were putting a compressor into my refrigerator. They were there for 20 minutes and once American Home Shield sent out Sears to come look at their work, they never replaced the compressor. They didn't even do anything. Sears let me know that to replace a compressor it takes two to three hours to complete. North Pole was a fraud. I had another claim come and they declined me as a customer like it was my fault. After dealing with it for three months, American Home Shield cut me a check. But the turnaround time to get this resolved was horrible. It was three months of fighting and calling them almost every day.

It's difficult with American Home Shield. Whenever I had a hot water heater to go out, it took three to four days for them to send a service tech out. Then it took two to three weeks for them to determine what they were gonna do with the hot water heater. Then they came back and told me that it wasn't covered because there was rust on the hot water heater. My hot water heater is inside my house. I had to have another tech come out so that they could assess it. It took them another week out. They finally fixed it but with my hot water heater being electric, I had to get an electrician in order for them to put the wires back into the hot water heater so that the wires are not exposed.
Recently, I had a slab leak that I didn't know I had. A service tech came out but didn't even look. He told them that it couldn't be assessed. I waited for them to contact me back but they never did. I had to call them back to see what was going on. The rep said the technician said that it couldn't be assessed, that he would have to dig and that's not covered, so I would have to get a contractor to dig for them to go under and see exactly if they could repair the leak. But I sit on a well and a septic. There was no cut-off valve for that particular location so if I turn my water off, then I'm turning the water off from my entire house. There was no sense of urgency from them on that part.
I called them back and got the runaround. I told them the water was pooling not only in my outside bathroom but also running across my patio. I was incurring secondary damage. They said they don't cover secondary damage. I had to call a total of three plumbers out here. The first plumber came and told me that it would be $4,225 for them to dig and not to repair the pipe, but just to cap it off so that the water wouldn't go there. I called another plumber to see if I could find something that would be more economical. They gave me a quote then I had to call when I got back the next week 'cause I was out of town. I had a plumber that finally came and was able to ascertain that the water was coming from the cut-off valve. He was able to fix it to where he repaired the cut-off valve and cap it so that way that the water would not pool up 'cause it was cracking the slab.
American Home Shield refunded the $125. However, every time I called them to repair anything, it was always a hassle and a fight so I fired them. I can aside set the monthly fee and the 125 that I pay them for a service fee and repair whatever is necessary in my home. When I told them that I wanted to cancel, they said they could refund me and I told them they'd already done that. They said they could make it to where I would only paying be 50 some odd dollars and I told them I was already paying that 50-some-dollars a month. I said, "If my microwave goes out and you guys charge me 125 to come and service the microwave just to see exactly what's wrong with it, see if you can fix it, the time and the effort that I have to take off from work to meet you and the money that I'm paying is not worth it. I can go buy me a new microwave and have it installed with a warranty."

Turner Electric & Lighting came out for the light in my doorway and the Ring doorbell. It wasn't coming on. I changed the bulb, and the bulb came on, but it went off the next day. When I called American Home Shield, I got a person on the line. They gave me a choice to go online, but I chose to talk to someone. She was knowledgeable of what I was trying to complete on this project. When the repairman came, I told him about the light and the bell. He replaced something with the doorbell. He put the bulb in and it came on but two days later, it came off. I called American Home Shield and they got him back. I explained what was happening to him. He took out the whole housing system of the light bulb and repaired it. When he put it back in there, it worked, and it's still working.
Over the years I've been with American Home Shield, it's been good. But I had a problem with them during the early years. I had an in-wall oven, and the light kept going off. Their contractor came out, pulled the whole thing out and replaced the light twice. I was reading the contract and it said that if they couldn't fix it, that they would replace it. But in that instance, they didn't. I brushed it off because the thing was a little older. Overall, I like American Home Shield. Having them saves me some stress. The prices keep going up but I'd rather have a home warranty than to rely on an independent contractor to come out ‘cause it would cost me a lot more money. American Home Shield was trying to get me to go platinum where I put my roof and electronics in the policy. I told the guy it sounded good, but I couldn't see myself paying 100 and some dollars a month.

It's cheaper to keep American Home Shield and the last couple of times I've used them, they've been good. The man that they sent out recently was great. He fixed my faucet. But before then, it wasn't very good. The contractors that they pick are terrible. They don't do anything for you. A Water Solution came out one time and they were awful. I told the technician I didn't want him in my house. American Home Shield refused to send a different company out or reimburse me the money.

We had American Home Shield for 10 years and cancelled a month and a half ago. Their rates were going up and they were way too high for us. It started out $50 a month with a $100 co-pay and it's gradually gone up. It's $130 a month for us. We're paying more a month than our co-pay is. With my last claim, the contractor was great, but my experience was awful. I was without the appliance for 40-something days. When they finally got it installed, the delivery personnel damaged it. I went ahead and accepted the product because where it was going, it was not gonna be seen. Lowe's also took $400 off. But I didn't notice another part that was damaged that needs to be replaced. It's still not completed.
This started in April and they keep telling me they'll get back with me and get it done. The installation place keeps telling me they're ordering me a new one. I've gotten seven calls from them and I keep explaining to them I took the appliance and I just need one part replaced. They're not typing in the information so the next person that calls is asking me the same question.

Worst experience with AHS. I had issues with an AC unit and have repeatedly been asked to wait*. I called on 6/21 and just today, 7/1, received a cash-in-lieu offer of $274 to repair a unit that is 15-years old and the contracting company recommended to upgrade/replace. By the way, the repair would take 1-2 weeks per the contracting company. Complete disregard for customers (95F+ temperatures - house reached 98F).
The refrigerant that the unit uses is obsolete and no one, neither AHS nor the contracting company, can guarantee that the unit will "operate in the same manner". This company will give the runaround until the customer is forced to resolve its own problems or accept an "offer" that is nothing more than an insult. I would never chose AHS again. Worst company ever. Recommend to friends and family? Absolutely NOT. *6/21 called. 6/22 contracting company arrived. Couldn't perform the necessary test because he didn't bring the right tools. Waited 2 more days for regional manager to provide upgrade recommendations. Waited 3 more days for leak test required by AHS. Waited 4 more days for cash-in-lieu offer.

American Home Shield said they would get somebody out as soon as possible and they did. The repairman had called me and wanted to know what was going on with my microwave. I told him and he asked if I could send him a picture of what happened. I sent him a picture, and he knew immediately what it was. He ordered the part before he even came out. That worked out well. He came out as soon as the part came in, which was sooner than he and I expected. I've been very happy with American Home Shield. I've had it for several years and so far, I've not had any bad experiences.
If you refer somebody, you get $25. I referred a friend and she was supposed to get $25 and so was I. But that never happened. My neighbor across the street recommended American Home Shield to me in the first place and she's had them for 30 years. She said she's recommended a lot of people but she's never gotten any compensation for it. It's not a big deal, but that's what they say they do that hasn't happened.

I wanted to make sure that I had protection on my rental property to be a good landlord and also make sure that I can address any problems that popped up with the house. I’ve been with American Home Shield for about four years and I’m very satisfied. When I put in a claim, they send out a text message and an email to let me know the company that will come and that they will call me or send me a text message. Then, the company will reach out and tell me who’s showing up and the day and time. It gives me a chance to let my tenants know that somebody's gonna be showing up to resolve the issue. The last time, the AC was not working properly and Texas Best Heating came out.

We have a Thermador column and the compressor kept going out so, it wouldn't cool our refrigerator. The compressor was replaced probably four times and it would work for about a month, and then it would start making a bad grinding noise. Another company came out and they said the same thing and replaced it. Then, the same company came out and said they couldn't replace it. So I asked American Home Shield to send Best Appliance. They came out and said that someone had previously cracked the case. The service was amazing. It was just unfortunately a bad refrigerator. We had to get a new one and AHS reimbursed us money to buy a new refrigerator. I wish we would've done it sooner because AHS wasted a lot of money on a product that probably was never gonna get fixed.
Our house is only seven years old and our appliances are supposed to all be new and working. We just had these weird things and AHS serviced me well. They sent out one company that worked on our refrigerator and it was very obvious that the guy did not know what he was doing. I was concerned so I had to call AHS and they kept saying that Best was not on the approved list. I said they've been out here before and fixed it. AHS got Best out and I am very thankful. And I tell everybody. It was frustrating at times to go through the call service people. They were all very polite but very scripted.
It took a full year of not having an operating refrigerator. It would work at the top, just not at the bottom. So, my husband and I adjusted. The milk has to go on the top and the meat is only good at the top. I kept thinking it was a $10,000 refrigerator. It wasn't cheap. And the replacement that we got was 16,000. So, I was thankful for the persistence. AHS had also worked on other things that we've had wrong in the house. I'll never not have AHS and I tell my kids they have to have it. It's insurance.

Our realtor got American Home Shield for us the first year, then we got it again. We've been really happy with them so far. They've been out a couple times on different things on our house. Recently, we had a service request for a refrigerator. The service people took it apart, cleaned it out and got it working again. They were very professional.

So far, American Home Shield has been good. They have been nice. The last claim I had was for a washer that stopped working, and someone came out fast. I'm satisfied. The only thing that I noticed was they increased my insurance, and they didn't give me any option. That's something that I need to call back to the billing department 'cause they didn't even call to let me know they were gonna increase the insurance. I don't know if that's gonna work for me 'cause I have my budget. It's decreasing due to the many things that have been happening.

I had an AC claim and the person that American Home Shield sent out determined that I needed a new AC. It was determined that it was caused by a power outage. The original guy they sent out said the same thing and then there was an inspector to make sure that it was caused by the power outage and they determined that it was. The contractor gave an estimate and said that AHS is gonna put so much money towards it and that I would have to do the rest. I'm still waiting on the decision from American Home Shield as to how much they're gonna contribute. There's a lot of wait-and-see, but I guess it takes time. The only problem that I ever had with American Home Shield was when they couldn't find the serial number on my stove, so they couldn't do anything for it. I had to pay the fee, but I got nothing for it because they couldn't fix the stove.

The tech restarted the AC or separated the wires and it worked. The last one was a dishwasher. After three times, American Home Shield finally replaced it.

I'm happy with American Home Shield and others should have it. The only thing is I've been with them for several years now and a couple of instances, I file a claim then when someone comes in, they tell me it is not covered. Before they dispatch someone, a quick call or a quick description of what is happening to tell me if it's covered or not would be ideal. It can be like, "Click one of these and if anything other than those, it's not covered." I file a claim, wait four or five days for whomever contractor is gonna come to the house, and when they come, they say it's not covered. Couldn't someone have told me and save me the deductible?

The repairman fixed the garage door that wouldn't open or close. If you hit it, it would just make noise. Now, everything works good. We've had American Home Shield for at least 9 years on and off. We've had some issues with them that weren't the greatest but I don't think it was their fault. We had an issue with our AC unit and they kept us in a repeat pattern of sending the same people out over and over again, even though we already told them they couldn't fix it. That was an annoyance. There was a communication issue there and that could have been done better. But other than that, American Home Shield is a good company to have. They do what they're supposed to do and it's a good peace of mind. Typically, we get somebody out in a reasonable amount of time to fix whatever the issue is.

I started in 1998 with American Home Shield and they were good. It was given to us with the first home I owned. So, I've kept it for every home I've owned since then. They were a lot better then than they are today. Recently, I told them my refrigerator wasn't working. But it wasn't out. They told me what was wrong with it. It had to do with the circuit board. The tech told me, “It would take such and such months to do this and I have to have your refrigerator for so long.” And they would try to repair it. I have a GE product. I said, “I don't want any product that's not a GE product going in there.” But they don't make the part anymore. So, AHS replaced my refrigerator. They said I could either buy one through them or they would give me money towards the refrigerator. So, I did and bought my own.
I like that AHS would send someone out to work on something and try to give me something for equal value of my product. It may not be the same. If I have GE all in my kitchen, I don't want them to get me a brand. Sometimes they would say, “Maybe it's not the same brand. I’d get you something of equal value.” I don't like that. They're supposed to cover what I have in there. I had a claim, and they had a lot of natural disasters. So, they didn't wanna pay me for my product. They said, “Your product is not worth but this amount.” Also, they charge me for everything. If I had a plumbing issue, if I don't get all the plumbing issues on one ticket, they would charge me for each plumbing issue if the contractor had to come back out. I have five bathrooms. So, if I have one toilet issue, I would have to have them do them all at the same time because if I didn't, I would get charged for each toilet.

A-US Air Conditioning of Texas came out when my air conditioner wasn't blowing cold air. They're great. I like them a lot. There were two technicians that came out, one was tenured and the other was in-training. I appreciated the tenured one trying to teach the newer one. They were also very honest. I don't think they were trying to upsell anything. For this instance and how quickly I could get somebody out, the ease of making a claim was excellent. For peace of mind for covering certain things in your household, American Home Shield is nice to have. I've had two occasions on which I've had to call them. The issues got fixed and they were responsive. But I'm moving away from American Home Shield because the cost and what the policy covers isn't commensurate.

My experience with American Home Shield wasn't good and that's why I left them. I was with them for many years and two years in a row, they tried to screw me. They did too many things that were not right, between the repairs and trying to take money from me when they weren't supposed to. They are very expensive. They gave me a discount but yet they tried to take the money on me after a short time. I had to fight them for it. I was happy until this happened. I'm very upset with them.
I didn't care for some of the companies they sent to me. I wouldn't recommend them at all. They were incompetent and had to keep coming back. There was a faucet in the shower that was leaking. A plumber came in to fix that. He thought he could fix it, but he couldn't. Another guy came in and said he could do it but couldn't. American Home Shield had to send somebody in to replace the faucet and rip the wall out behind the shower which was in another room. They destroyed the wall there and I had to pay extra for having that fixed. American Home Shield has people they should fire and not have on their policy because people are gonna be disappointed in them, like me after so many years of being with them. It's not worth it.

The price goes up every year for some reason. But overall, at my age, American Home Shield is a security. Get it. It's not a bad deal. I know exactly what it would cost me because I have a set monthly plan. I know what I pay each month whether I use AHS or not, but I know I would not have a big cost at one time. Sometimes the contractors are fast, sometimes slow as crap. It depends on different things. When I call them, they don't have a time that they would come out. They would wait whenever to get back to me. It would be no big deal. It would be like, "We're gonna get to you when we can, but it's not a big deal." That's my air conditioner. It was out for 10 days. I had to put a window unit and my husband had cancer at the time when that happened. They didn't care. I told them that he's on a CPAP machine and it was a big deal. I had to go out and buy a window unit to put in my bedroom for him.

My claim for the upstairs shower faucet took several appointments. Different guys came out several times. At the end, it was close to three months. I'm not a plumber, but the job wasn't getting done correctly. The upstairs faucet is, so far, working now. They had to replace the whole valve. So far, it's holding up. My American Home Shield coverage is good. It's just the turnaround time wasn't as fast as I expected.

I wasn't happy with Sewer Medic. Their price is ridiculous. I had water coming out from under my house and they said it was a leak. I didn't believe that it was a leak. We were getting so much rain at that time and water was going under my house from the back. It's sloped and it was going to the front. It was a total scam. They got $15,000 out of me. They had even left equipment here and I called and talked to them about that. When they came, they just got out and they were like, "We didn't screw you over." It was weird.
I had another issue a month before that. I had a stopped up drain and American Home Shield sent Sewer Medic out and I loved the guy. He found the problem right away and he fixed it. He cleaned up everything and was out the door and I was happy with him. It's just I wasn't very happy with the second round at all. American Home Shield's price went way up from last year and I almost didn't go with them. I just hate changing things. Plus they have done me well. We've used them several times for several different things and I've always been pleased with them.

We love Applied Air. They have done several things for our furnace and air conditioners. Having them here is always wonderful but the frustrating part is, sometimes American Home Shield does not let us book them to come out here. I have to contact the company on the side, which I shouldn't be doing since I'm paying American Home Shield to do this for me. Also, instead of doing what is convenient, which is just signing up through the website or even the automated phone call, I have to put in a work order through American Home Shield. I then have to talk to a representative, and they have to cancel the work order then put in Applied Air.
We like having the service, but it's quite frustrating that we're given resistance when it comes to picking our preferred vendors. The website is easy to navigate and I'm able to find what I need but it's not like I can pick from the list for our preferred vendors. If we randomly get the company we want, it's awesome. If we get another different company, then it's inconvenient 'cause then I have to pick up the phone and call them. It's a 20-minute phone call just to try to get the company to be assigned to us. This week our air conditioner broke. We had no air until we were able to get someone to come out. They said it was because of the new furnace. If we were able to have Applied Air come out right away like we like, they could have easily fixed it, but we weren't able to do that.
The reps are polite but a lot of the times, they don't answer the question. They are unable to help me with the reason that I'm calling. I've had to call back four or five times. If the person can't help me, a lot of times, they transfer me to someone else. After a lot of time goes by, the second person can magically do what I am asking for. It's frustrating that there's not consistency. For example, with Applied Air back when it came to our furnace, one lady said, "No. You cannot request Applied Air." She transferred me to someone else and right away the rep said, "We'll set you up with Applied Air. They'll call you tomorrow." It depends who you talk to if they will give you your preferred vendor.
If we have a new thing break, I'm fine having a random company come out. But if I've had someone work on my furnace three times, the fourth time, I want the same guy to look at it 'cause they already know the issues that have happened. The price is fine but knowing that I pay that every single month, I expect more from the company. Our humidifier was broken, but that's not covered.

I am not sure how AHS earned 5 stars, but giving them even 1 right now is overrating them!! They used to be quick and efficient but their customer service has severely degraded. They continue to increase the premiums and co-pays each year, with a large increase and reduction of coverages in the most recent renewal. We recently put in a claim for our A/C not working. AHS did assign a contractor quickly, he came out quickly and I received an email from AHS within a couple hours of this appt. Up to this point, all was going well, however here is where the hammer falls!! The email received simply stated my claim was approved but I had a responsibility for uncovered costs. "Click here" to approve your costs...So I clicked their link and was shocked to see that my responsibility was $1065! There was no explanation detailing what this amount covered, I am just supposed to approve and pay!
I called C/S and she broke it out, $375 for a line set (ok this is considered a modification and AHS does not cover mods) the other part $690 was for refrigerant. Per the contract, AHS will pay $10/LB for refrigerant, but the contractor charges $125/LB. WHAT!! Shocked, appalled and feeling taken advantage of now!! So on the phone with CS and I scroll thru my contract to where she said I could find this I see that in the same paragraph it states that under a "ShieldComplete" contract, AHS will pay the entire cost of the refrigerant. Well hey, I have a "ShieldComplete" contract and I point that out to the rep, she agrees with me and she puts in a request for the Authorization Dept to remove this outrageous cost. It should take 24-48 hours.
Now I am annoyed...they can provide an incorrect quote in a few hours, but will take up to 48 hours to fix it, but obviously I need to wait...and I am still waiting as I write this review!!! I waited till Thursday to call to get an update, nothing yet. Called Friday, nothing yet. Called Saturday on the advice of their CS person, nothing yet, so I asked for a supervisor, nope they won't put a Supervisor on the phone but they'll transfer me to the escalation dept. After an extended hold I s/w an escalation person who put in an escalation request to the Authorization dept and told me I would hear back on Monday.
This delay does not even take into consideration the time it will take to get the required parts in, since apparently AHS orders them, but not until I approve my costs...and I cannot get them to fix those cost...and the contractor said it could take 1-2 weeks for the parts to come in..once they are finally ordered. It is summer, the temps are going up, my A/C does not work, my patience is getting thin, but I've kept up my part of the deal, when will AHS do what I pay them for!

American Home Shield is awesome. I've had them for 4 years and I have nothing but the best to say about them. I've used them for everything and I just got a new air conditioner last month. However, the new air conditioning unit is not working as good as my old one and that one was 40 years old. This one is not keeping the coolness as the other one did.

The most recent experience with American Home Shield was awesome. But the one prior to that, I was terribly unsatisfied. I had them send a contractor out to fix my air conditioner. The contractor said that they couldn't get to fix the problem. I had to spend $1,200 to turn the air handler around so that they could reach the problem. The second person came out and said, "It's the coil and we can't locate that coil." I had to pay another service fee to allow another contractor to come out and look at the same problem.
The third contractor came out, looked at the coil and said, "In order to fix this, you're gonna need some additional work done. American Home Shield will only cover $1,000 but it's gonna cost you $1,800 for the service that we're gonna need." I called American Home Shield back and told them that I do not want that contractor to return because I'm already paying them for that process and I don't need to come up with 1,800. I asked American Home Shield and the rep was gonna give me $1,000 to let me find my own contractor so I could fix the problem myself.
At that particular point, it was already at 22 days of having zero air conditioning in my home. I have a person that had asthma and I relayed that to them, but they did nothing about it. Finally, they sent another person out after I complained three days consistently. They sent their person out but couldn't find the issue, so they sent their supervisor out. That supervisor did what was needed and four days later, I had air conditioner in my home. At that point, I was 36 days without air in my home.
American Home Shield sent a plumber out to fix the problem that I had with the commode and the sink. The plumber looked at the commode and said they needed to replace the commode but American Home Shield will not cover it, which is in my contract to cover. They plumber said they could do it for $500. I said, "The only thing you're gonna do is take the two bolts off each side of the commode, go to Lowe's, buy one for $120 and put it in yourself." He said, "Yes, but we still have to do that because that's our contract fee." I had to go to Lowe's, fix my own problem and have those folks just fix the top of the sink that has leaks. I need to call American Home Shield again to bring in a plumber, but I'm contemplating on just getting a plumber in myself. It takes me consistently calling them to get the right contractor to come and fix the issue.

The last two times that I have used American Home Shield, I have gotten the runaround. When I used it for a clogged sink in the kitchen, it took forever to get the first maintenance people to come out. They looked at the issue but didn't try to fix it. They said, “It's grease buildup. You need hot hydro jetting services to clean it up.” American Home Shield called me and we were on the phone for a while. They told me they cover it and needed to find a company that offers that service. They searched and searched and I waited and waited with a clogged sink. I couldn't use my sink at all. I was washing dishes outside.
Finally, they sent another company. I had called the company before they came out and asked if they do hot hydro jetting. They said they don't so I called American Home Shield back. I said, “Why are you sending another company when they don't do what you said I need?” They said, “They need to come out and at least try to get it unclogged.” The second company came out, tried, but couldn't get it unclogged at all. I called back in and American Home Shield was telling me I owed an additional $100 for a second opinion. I told them I didn't ask for a second opinion. I never asked for someone else to come out. They sent the second company out. They told me to send in a request to get it waived.
American Home Shield sent out a third company but it was the same issue. They couldn't help. American Home Shield then said, “Sorry, we don't cover hot hydro jetting.” The agent went around in circles with me telling me it's not on their covered services. I then called a plumbing company here in Las Vegas. They came out and did not do hot hydro jetting. They took a snake, sat down and worked on my sink, clearing out the clog for over an hour. They got it out but I had to pay $300 out of my pocket. I went over a month and a half with no sink, three different companies coming out, and American Home Shield telling me I owed them an extra $100.
This is the second bad experience I've had with them. On a prior issue, the faucet handle in my kids’ tub broke off. American Home Shield did the same thing. They sent out multiple people who said that it was not normal wear and tear, that my kids broke off this metal handle in my kids’ bathtub. This is metal, and they're kids. It has to be normal wear and tear because they're children and they're the only ones that use the bathroom. The service people that came out spent five minutes here then submitted it to American Home Shield that it was not normal wear and tear. They quoted me for close to $400 to fix it and I don't have that kind of money. Now the bathroom handle is still not fixed.
I got American Home Shield because my parents go through them and for years, they have done nothing but sing praises for American Home Shield. But I don't see the point in paying a monthly service fee when I need help and nobody is helping me. I'm very unhappy with American Home Shield and I've started looking for another company. I even bought a service for American Home Shield for my grandmother's house up in Utah. I told her I'm not going to call American Home Shield for her issues because I'm trying to find a new company for her.

The machine was dripping and the guy came in and replaced the part. He was good, professional, knowledgeable and kept me informed every step of what he was doing. He was on time, did the job and made sure he cleaned up after himself. He also left some information if we needed to call them back. So, everything was great.

If something breaks, I call American Home Shield and they take care of whatever the problem is. My air conditioning wasn't working and AHS sent Thomas Plumbing. The guy serviced the AC and was able to fix it the same day. But the air conditioning needed refrigerant and AHS didn’t cover that. They only covered $10 per unit and the contractor said it cost $180 a pound. AHS didn’t pay what was needed. I was hoping that they cover the repairs. So, I was surprised. I paid about 375 out of pocket and I was upset about that.

Any other time, I call American Home Shield and their contractor comes a day or two. I have had problems with my air conditioning and they came out and got it fixed for me. But this time, my refrigerator is out and we're living out of three coolers. The cooler wet up my floor in my dining room and it's smelly in here now. But the contractor still can't come out until July the 5th. I have called twice to see if American Home Shield can call anyone else to see can they get them to come out. But they said they can't transfer me over to another contractor. I got the kids in the house and I'm buying food and ice, and that's been expensive along with the food at the refrigerator. Nobody's gonna replace any of that and I don't think it's fair I have to wait close to three weeks.

My husband and I were very disappointed with us having to pay 200 out of our pocket for parts of the water heater that American Home Shield didn't cover. That was the second water heater we had replaced in the same bathroom in five years. We didn't understand why we had to pay for parts. There was a line that went to the water heater which my husband and I thought could have been used for the same water heater that they took out. It looked almost identical. I had to pay two service fees for the same water heater, which they should have replaced the first time.
WesTech Plumbing came out the first time and I was very pleased with them. They said we are gonna more than likely need a new water heater because they couldn't get the water heater to light after they came out and replaced the small part on it. The hot water heater never got hot and WesTech couldn't come back out. American Home Shield had to send a different plumber out. I didn't want this other plumber to come out because I knew that they were going to charge us. I even requested for them not to send this company, but they sent them anyway.
American Home Shield was great, at first. But things have changed. Most of the customer service people tell you one thing over the phone but when the technician gets here, they don't have notes of what they have told me over the phone. For example, they said, "We could do this. That won't be a problem. You won't be charged for that because that happened before.” But there are no notes anywhere to even back up what they said. I've experienced that three times. The pricing is not worth it at times because when you want something done, they would say they don't cover it. Also, when they update my contract each year, I have to call and let them know that each time I try to go in to request service, it still has my old contract from 2020. I still to this day can't go in and request service online. I still have to call in. They never put the updated contract on their website ever.

American Home Shield has taken care of stuff that they needed to take care of, but it's only because I pushed them. I've already got money in but I would review all of the different warranty companies and decide. The contractor came out two different times for my dishwasher and I didn’t like the first guy. He said the motor was bad and that he replaced it. But I didn’t see anybody come out and replace the motor. He didn't bring any parts in with him. The second time he came out, he said he would replace the motor and brought out one. I saw him bring it and he took care of the dishwasher. But I was sitting in my office at home one night and I heard something. The machine was running by itself and to get it to stop, I had to take it out of the cabinet and unplug it.

The sump pump that we had was turning on and the motor was engaged constantly, but it wasn't pumping any water. I submitted a claim to American Home Shield online. Their website was intuitive. I was able to hit the button, submit a claim, and request the service. The service came out within 24 to 48 hours, and I didn't have to do anything else. Contractor was friendly and fixed the problem quickly and professionally. Everything got replaced. Everything's functioning as it should. We hear the sump pump come on. It's a better pump than the one that we had.
With AHS, the process for getting someone to come out is easy. It stings a little bit to pay $100 to get somebody to come out, particularly if it's something that I can fix myself. As far as home warranties goes, AHS worked as it was supposed to. I wouldn't recommend a home warranty in general because sometimes the $100 fix is not all that useful. For a sump pump, it worked out for us because the pump needed to be replaced and everything was replaced smoothly and it would have cost us more for the pump and the labor at the time. But if I had to replace it myself, I could have done it for just as cheap and it would have been a hassle for me. So saving the hassle was good, but it wasn't a huge cost savings.

American Home Shield's customer service reps are very helpful. I usually reach out to them by phone. For the work order, I use the online system. But if I have to do any follow-up, I usually call. I've been with AHS for two years and I have some good and bad experiences. The bad one was more with some of the providers that they work with as far as the service they provide to the customer. My most recent claim took too long for the process, but I don't think it was Home Shield. It was more of the Cal Valley Appliance.

We had a leak upstairs that affected our drywall on the ceiling downstairs. Then there was an issue where the leak was in the shower and they had to cut the wall. I did an online claim to American Home Shield and the website was very user-friendly. They told me who it had been assigned to, and then they communicated when they would be here. Menaci was good. They were well trained. AHS is convenient. I would recommend it.

When the dishwasher was not working, were multiple callouts for that situation. The little top screen where you kind of select what to do, turn it on and start your washer was blanked out and had no power. So the dishwasher wouldn't run or turn on. I went on American Home Shield's website, punched in "dishwasher," put in the brand, and then submitted it. Within 24 or 48 hours, the contractor called and said, "Hey, we're gonna schedule an appointment to come out and look at the dishwasher." The technician that came out was decent but not great. He fixed it but within a couple of weeks, it blacked out again. So, they had to come out three times to fix the issues.
The first time that the contractor came out was just for diagnosis. The second time they came out was to replace a part. But within two weeks, I had to make another call, and they came out and replaced some kind of fuse, but it still didn't work. The last time they came out, they had to replace some other items and it's worked ever since. Overall, American Home Shield have been reliable and they've been able to address the concerns I've had with anything in my home. I like the sense of relief or comfort like with having any insurance plan.

We've been with American Home Shield for several years and we always renew. They always get us with a good price. They would say, “Oh, for your renewal, it's gonna be $600.” Then I would tell them, “Can we have the same price that we were paying last year?” So, you have to just finagle with them a little bit till they bring down their prices. They can get a little high. When I submit a claim, they immediately get back to me. The last claim we had was for our dryer. The contractor looked at it and had to order a part. My most recent claim with American Home Shield did not go very well. It took forever to get it done and there was a contractor glitch. The contractors are usually very kind and professional but one of the contractors had quit because they didn't wanna do the work with American Home Shield. I live in Hawaii and they have to get things shipped in but it took a long time to be without the use of the product. It happened another time too. But once they're done, it’s fantastic. The second contractor American Home Shield got for the washer talked to me through the whole procedure and what was wrong. He understood that the other person might have not have done it because it took a lot of time and needed a lot of integral parts to get it back into service.
I have been disappointed a couple times but I still do recommendations for American Home Shield. I'm very happy with them. The policy is a good value for what it is, especially as appliances would get older. They're very good about getting things taken care of. With that experience where they couldn't fix something, they replaced it with no problem at all.

May's Plumbing recently came out for a stopped up sink. The tech fixed it, and we never had any more problems with it. We've been with American Home Shield for 30 years and sometimes, they are not responsive. When our air conditioner goes out, we needed immediate attention because it's 100 degrees. I understand that they're dealing with contractors. We had an electric cook stove, and that thing gets so hot on the top of it that maybe there's insulation missing. We pay the $100, and somebody has been out a few times in the last nine years, and they never fixed it. Other than that, they're perfect with the heat and air and the other appliances.

Nelson's Pool Service services the neighbor next door's pool. The man that services my pool had said to have Nelson's to come out and look at my filter because that's not a job he can do. I had Nelson's come out and look at it and they said the pool filter housing needed to be replaced. I said something about having a home warranty and they said I needed to contact them because it's probably covered under my pool coverage. They were great. However, I noticed that this last month, my premiums went up quite a bit. My concern is that it's because I filed a claim, that drove my premium up and I don't ever receive any correspondence. If my premium’s going up for some reason, I'm never notified. I'll just see the auto payment. Other than that, I would tell others to use American Home Shield.

We had a claim and the company that American Home Shield sent out, Mohan Inc., blew us off four times. They spent two minutes in our house and after days of blowing us off not showing up at all, they submitted something saying that our issue was not approved. We asked for another company to come and Redwood Mechanical came out. We had a very positive experience with them. They were very quick and reliable. They submitted the work order and everything was fine. But then American Home Shield would not approve the work order. They had approved it and said everything was fine but when they looked at it again, for whatever reason, they were like, "Never mind because Mohan Inc. had already said that it wasn't legitimate." It was really crazy because that was the whole reason we called Redwood Mechanical -- Mohan Inc. was illegitimate. The work has not been completed and nothing has happened. We've submitted all this paperwork and show proof over and over again. It's really disheartening.
It's really difficult to understand some of the wording and some of it is you have to go look at different areas of the contract to fit it together to understand it. That's not really user-friendly for people who don't have the time or the understanding to go through and look at every detail. We've had to call and it has happened that we would talk to an agent who wouldn't know the answer. They would put us on hold for 20 minutes and they would come back and say, "Well, because of article this, this, this and this, we will only do this." I'd be like, "Well, what about what this says right here in our contract?" and they'd say "I'll be right back." They're just constantly finding ways to not do a specific job. If it's a major appliance, I don't think that they're willing to really do a whole lot for you.
The rate went up 20 percent this last year, which is kind of a big increase. But we did use it so it felt like it was kind of worth it. In general, American Home Shield has been pretty reliable for us. We've been able to use them a lot of times, with plumbing issues and things like that, and everything has been really good. We have been filing claims over the phone and usually, they send people very quickly and generally, it has been people who are local, although Mohan Inc. was not local and they had to travel for five hours to get here. We have had generally positive experiences and I would recommend that people buying a home get American Home Shield. But I would also encourage them to approve or try to make sure that whoever is doing the work is someone who's local and has good reviews.

There was something clogged in the toilet and Discount couldn't get it straight. They didn't do anything for it. It was horrible. So, we ended up paying American Home Shield for nothing. We had to end up trying to work it out ourselves. We had service people out twice, and both of the times, they had sent some crappy people. I love that you can call them out for anything, but they need to screen some of the people that they send out because some of them don't know what they're doing or just don't wanna do it.

I've had AHS since 2020 when I first bought my house. It's very easy to use, the services have been great, and it's low-cost. It's a good thing to have and I'd recommend it for just about anyone. Recently, I had an electrical short after a thunderstorm on my dryer and Adams Mechanical came out and repaired it on the same day. They were consummate professionals overall.

It's been wonderful with AHS. Any claims I've had with them, they've come in and fixed it. My most recent was for my light switches. DT Electric came in and repaired them. Everything was great. I haven't had any issues with AHS, which is why I kept them.

The customer service with AHS is iffy. Sometimes we get a good customer satisfaction with the communication. But sometimes, their English is broken where you can't understand and you're trying to be patient and it's just not there. They're probably not the best right now because other people that I know have been having problems with American Home Shield. I had a bad experience this last time and that was so difficult. But everybody don't get that bad customer service that I get. I would recommend them but I would tell others to make sure they follow up and take good notes. And I really can't complain because I’m getting my money’s worth.
Recently, Contractors Choice Electric came out and it was a great experience. They were well mannered and they respected me and my husband and our home. We asked if they could put shoe covers on and they had no problems with that. They social-distanced with us and they cleaned up their mess. They were very down-to-earth and they weren't afraid to hold conversations with us.

I like AHS because whatever we say is wrong, they'd send someone out and get it done. All the techs that they've sent out so far are real good and very professional. The HVAC went out and one of the guys that came didn't put the fan on the AC unit that went and it dropped. That was during the summer when it was hot. The only thing that took the longest was the unit would go out on the weekend where we got to wait till the next week for the tech to come out and we still got to wait until the parts come in. Then, the hot water heater was going out and they replaced it. We had to pay for the part that wasn't covered and they did a good job on that. The only thing is I missed the tune-up for the AC for the summertime and the rep said that now I gotta wait for wintertime before they do the tuneup.

I have been dealing with American Home Shield regarding an AC replacement and the entire experience has been horrible. They sent someone out to replace a part and they wanted me to pay $3,000. They sent out another company and I had to pay a fee to get a second opinion. They came out with something totally different so I opted out. I called another company that I felt comfortable with and they explained everything. I ended up having to get a whole new unit and I did the buyback or cashout with American Home Shield. $1,100 is all that they would provide for the cashout for a new unit that cost me about $10,000 and I had it replaced early part of May and to this day, I am still waiting to receive the check for the $1,100. I don't think I would ever renew with them.

I had a really bad experience with American Home Shield. My plan includes coverage of HVAC (air conditioning) but when I filed a claim for a faulty AC (common issue, leaking evaporator coil, 3.5 tons) they provided a ridiculously low-ball coverage amount. These are the facts, I hope people see through the type of company AHS is and don’t fall for their marketing.
Contractor sent a quote to AHS, AHS only shared with me my out of pocket (uncovered) portion for about $3K. I asked to get the total amount of the quote (covered + uncovered) and itemized scope of repair and parts, AHS refuse to share that. So, I asked two other serious and licensed HVAC repair companies in the area for a quote to replace my coil -both came back at less than what AHS told me was my out of pocket. AHS has the option to ask for cash in case I don’t want to use their contractor. American Home Shield offered me less than $400, and I still had to pay for their contractor visit ($125) -just ridiculous.
Verbally, AHS agent shared with me the items and cost, they told me the coil AND labor (covered) was less than $400, when in fact those are the two major items for such work. The other ~$2,700 were small and sometimes unnecessary items both inflated in price and scope, I’m sure so they could on the back end work for them, not for their customer (I’m baffled how their contractors play along the game, for those in Dallas area, the contractor is AC Rescue, so be aware). So, I decided to neither take their ~$300 ridiculous cash offer, nor their contractor scope of work where I had to pay $3K. I got it fixed without using AHS coverage that I have been paying for years now ($54 p/mo). I will do my best to tell my story to as many people as possible, companies can do better, those that are not fair to customers deserve to go out of business. Read other reviews on BBB, Reddit and other places before falling for bad companies.

When the unit downstairs was not working, I called American Home Shield and they sent out Clifton Heating. The repairman asked if I had water damage on them before. I let him know I did but that was years when that had happened. When I had the water damage at the time, my insurance company came out and did everything. Clifton Heating said that was where the issue was from and that I needed to call my insurance company. They were bouncing me back and forth.
American Home Shield wanted me to pay again and they'd have someone else come out. If they would say it was something else, then they wouldn’t charge me again. They sent out another company. The repairman took pictures and said it wasn't due to water damage. He was explaining to me and he was taking a look. He said he ordered a part then he came back out. I could feel the cool air coming out when he left but it was still not blowing ‘cause my downstairs was like a sauna still. I called them back and they said I had to call my insurance.
At this point, I've been trying to deal with this for over a year now. I've been back and forth with American Home Shield. I purchased American Home Shield to have backup coverage but they're saying it's preexisting though it isn't. I've been in my home for six years and that's how long I've had American Home Shield. But I've been contemplating if I even need the coverage because of some of the stuff that I've been dealing with. Some of my family have had American Home Shield but every last one of them that had it no longer have it because they've had issues. My sister had the same issue where her air conditioning went out, and American Home Shield was saying they were not gonna fix it.

When I turned the switch on, the garbage disposal would not spin around. I was given a six-hour window but the technician didn't even show up until an hour later after that. So when she came, it was not the most pleasant. She looked at the garbage disposal and then, she put her hand at the top and pulled up a Band-Aid. She told me it was the problem. I asked if she was telling me that a Band-Aid caused my garbage disposal to burn out and she said yes.
I asked her if she’s gonna tell me that the problem was the Band-Aid if I took that out and ripped that disposal apart. She said I can't do that because at that point, I am destroying it by excess force. I told her I just wanna prove that that was not the problem. She then gave me a quote if I wanted them to fix it. It was gonna cost me $350. She said I could call them and she just walked off. It was not a pleasant interaction. They sent me an email after that and I ignored the whole thing. It's on my list that I was gonna put a complaint about it because it was not something that I was happy with. Not only because she didn't fix it but the way the technician came and did the whole thing.
I paid my copay for that and for somebody to hold me in my house for six hours because I couldn't go anywhere. I called them a couple of times and asked for an ETA when the technician is gonna be here. The next thing you know, it was 3 o'clock and they called me. "Oh, now I am running behind." I spent my whole day here just to hear somebody tell me a Band-Aid caused my garbage disposal to go out. I could've just gone and worked my normal day and made more money and bought that thing by myself. But I've been treated well by American Home Shield and I’ve been with them for almost two years. I liked the coverage, which was why I went with them, and every time I call, they're right there. I like it when I call them. It’s simple and easy to process. AHS is the company that people should go with if they're looking for a home warranty.

I normally do the claims online with American Home Shield and the turnaround time is fairly quick. Kelly Brothers installed a new ceiling fan and it took no more than an hour. Everything's fine now. They did a great job.

I put a new bulb in my refrigerator and it didn't work. So, I called American Home Shield and Amtec came out. I paid $100 and all the tech did was jiggle it. It’s been twice that it has happened. Each time, the light bulb wouldn’t come on. But it is working now. Amtec came out as well for the garbage disposal and the plumbing in the downstairs bathroom. The bathroom is fine and I have no more problems with that. But the garbage disposal is leaking and I called the person who came out. They didn’t answer so I texted and the lady said that because it had been over 30 days, I would have to call American Home Shield to get them to come back out. But I am not paying another $100 for them to come back out for something that wasn't done correctly the first time. Every time I use it now, it floods the bottom of my sink on the floor of the inside. So, I've not been using it.
You gotta pay American Home Shield $100 every time a contractor comes out. But I've had all of my appliances replaced, except for the refrigerator. They replaced the microwave, the gas stove and the dishwasher. So that's good. I live in an older home and I've been here for over 25 years. It may have been the fourth time someone had been there for the furnace. There was one gentleman who came out and I told him to do the right thing. The furnace was old and the inspector said that the way the gas flame was burning was a hazard. So, AHS finally replaced it but it took a couple of years for that to happen. I still have AHS and I haven't looked around to see if I wanna try anybody else new.

The ice maker would not dispense ice and from there, it went into several different things. My refrigerator hasn't been the same since then. I went through a lot. American Home Shield continuously sent the same people out when I had proof that they did not know what they were doing. It was horrible, and I ended up losing food in my refrigerator. They didn't replace anything when it was clearly their fault. The guy came over and totally dismantled my refrigerator. He said that he had to order a part for the dispenser. He left my whole refrigerator, the digital component with the temperature, and all of that did not work anymore. Before he left, I told him, “I don't understand why you have to leave my refrigerator like this when it wasn't like that when you came.”
I also could tell that it was not cooling on the other side, which had nothing to do with the ice maker not dispensing ice. I had him to get a manager on the phone, and I told the manager what was going on. He told me if my refrigerator didn't start cooling, they would send someone out but they didn't. I called several hours later. It was a few days before Thanksgiving, so I had my food that I needed for that company coming. I didn't have a refrigerator that operated properly and no one cared. It was awful. They also destroyed my washer. Additionally, American Home Shield overcharged me, and I don't think I've been reimbursed as of yet. American Home Shield is something that I don't care to continue with. I'm paying money for naught because I didn't get the service that I thought I would get. Stay away from them.

The stovetop needed a new circuit board. American Home Shield handled it and got somebody scheduled to come out. It was quick. Once they got the part in, it took a couple of days. Then the repairman came in and installed it. This is the second time I've had this stovetop worked on. The first time, we have a shelf above the stove with some coffee cups and one of them fell down, hit the glass top and shattered it. But American Home Shield wouldn't fix that. They said that was not normal wear and tear. They told me that nobody has ever ever dropped something on the stove. Other that that, it's been a good experience. The monthly payments are cheap and the call-out payment's only 100 bucks, which would be less than if I called somebody else off the street.

I had another company but American Home Shield's offer was interesting. They cover electronics and I hadn't found any other company that does. Even with lightning damage to the TVs, American Home Shield covers that. I was impressed with that part of it. They also gave me free lock changes for when I first moved into the home. That was very impressive too.
When my regulator and capacitor were bad, it took a minute for a contractor to come out. They serviced it, but they had to order the parts and it took a week for them to come back and put them on. But overall, they were professional. The only thing that's negative with American Home Shield is they stick with the same companies. If you have a company that's not doing what they're supposed to do and you put in another claim for somebody else, American Home Shield tends to send the same person out. You have to call them and say, "This guy didn't work for me last time. I need you to find me somebody else."

American Home Shield is trustworthy. It's been four years that I've had them and I like the ease of knowing they're there for me if I need them. I've had other home warranty services that weren't what they said they were. But so far, I've been impressed with American Home Shield. A contractor recently came to do the AC unit. A contractor also came out to look at my water heater and it was a part that I thought that American Home Shield wouldn't fix but did.

A new repairman came out for the refrigerator. It was ice frozen in one of the lines that prevented the proper freezing and the residue water was constantly a problem. He had the equipment, told me what was wrong, and went to complete the process of resolving the issue. He did so in a proficient and a timely manner. It was an excellent service response. Prior to that, a company came out but did not solve the problem. I was despondent with the response I had with American Home Shield and the guy that came to do the work that wasn't performed. American Home Shield told me if I didn't get the proper service, I had to give them another $100 in order for them to send somebody else out. I brought that up to them and they eventually told me they would not charge me a service fee. That played out very well.
I've had American Home Shield since 2010. My wife had it longer before I did and she got good service. It's been positive ever since. I had an air conditioner unit and didn't know that it was covered. The timing of it was so horrific because the heat advisory was up and I couldn't wait. If I could have waited, I would have called for American Home Shield to take care of that as well.

I'm satisfied with AHS and I have told people that I'm glad we have them. We had them initially when we bought our house 13 years ago. We didn't renew it but started it up again 4 years ago. I like knowing that we have someone we can call if something in the house breaks down. We've had several appliance repairs and things that have been taken care of by them. We had claims for the microwave and the refrigerator. Recently, our downstairs heat had stopped working. A gentleman came and checked out the inside unit. He could immediately tell what the problem was and it required him to order a part. He ordered the part and came back a few days later to install it.

When home repairs come along, it's hard to provide funds to get things done all the time. It's easier to pay a small monthly fee and $100 to get something fixed than it is to come out hundreds or thousands of dollars when something goes wrong in the home. It is helpful to know that when something goes wrong in my home that I am able to affordably get it taken care of because I have American Home Shield. They're a great company. Recently, Repair Tech Squad came out for my washing machine. The door wouldn't unlock. They diagnosed the issue and had to order a part to fix it. It took four days for the part to come back. Then we got into scheduling issues, where they would be available to come out, but I had to work. It took about a full week for it to get repaired because we had to find a mutual time that I was available and the company was available as well.

I called AHS for an air conditioner that was not working then the contractor called me and told me when they were coming. They were professional. However, the unit ain't performing. I had this claim open since April. They kept coming then figured out that I needed a whole new unit. Now, I got to come up with 2,500 that should have been covered. It's ridiculous. Also, sometimes you wait a long time to get somebody on the phone and the reps on the phone are not English-speaking. They don't understand what I'm saying and I don't understand what they're saying.

American Home Shield seemed to be one of the better warranty companies. But I wouldn't recommend them to anyone because of the frustration that comes along with dealing with their customer service. They outsource it, so there's a language barrier. Also, AHS is good for some things, but horrible for others. Pertaining to the plumbing issue that I had, I read one thing in the contract, but they tried to tell me that was not what I read. I told them that I didn't have a Whirlpool, that it was a standard bathtub. They put it down as a Whirlpool anyway, which caused even more confusion.
AHS sent out two people. One company they sent sucked. I had a second opinion done. The second company that came out, which seemed more like a mom-and-pop company, gave me the information that I needed because AHS gave me the runaround. So, they were able to get a lot of things cleared up. It was them that did the better job.

I've had three claims so far and they all have been smooth. American Home Shield helped me out with each one. I had a refrigerator that went. The freezer stopped working on it. The technician came out and found that there was an error when the warranty technician came out. So, I had to get a factory warranty replacement on it. The tech knew what he was doing. That was a good experience. AHS should continue their good customer service and being able to assist their customers, giving them what they pay for.

I had somebody come for my AC and the first time they came, they told me my stuff was frozen. They opened a breaker and told me to shut it at night and it should work. But it only worked for one cycle. They came back and told me it was just because it was so hot. They came back a third time and told me I needed to replace my unit, but they never did any work. They were only here for five minutes. I got another technician coming now. I did a second opinion and if this works, then I'll be fine with it. American Home Shield is good when you get good technicians.

The pool pump wasn't working and the contractor did an excellent job. They did some electrical testing and took the pump off and put a new pump on. Then, they put the pump back to see and it was the pump. So they got that straight. In the process, one of the pipes came loose so they had to glue it back in. Now, the pump is functioning perfectly like it's supposed to.
I like that American Home Shield selects someone and the person calls you and you can set up a time when it's convenient for the service people to come out and fix the appliances. But I would incorporate hot tubs because the pool is outdoors and if you have a hot tub outside, it's very similar to the pool. It takes the same chemicals, has pumps and uses electricity. I would also recommend that if a person had more than one house like I do, instead of having a specific charge for each house, they could umbrella that into one deal. It would be simpler. If one of my rental properties had a problem, I just put it in and they go out and fix it instead of having a separate account.

One of the two service requests that I did was on a Saturday and AHS immediately responded. I was worried I would have to wait for the weekend but they reached out and sent me the people. So, I am very happy. I requested service from American Home Shield for my roof and it wasn’t difficult because it was not the first time I did it. I just went online, requested a service and paid 150. Then, they sent a technician who fixed the water heater. And I did the same for the roof. The technician came and fixed it but I am a little bit worried. He told me he put some glue but I don’t know how many days the guarantee is. AHS usually sends a company but the technician was more like those people who do personal jobs.

They used to be amazing... but customer service all outsourcing now, poor response times, they categorized issues incorrect I.E you explain issue, what's wrong, they put it down as minimum 1 possible item, or something else, forcing you to pay service fee multiple times service often taking month or longer to complete. Told me something was covered another time, took service fee, then said it was not covered, we never recovered money back. Even though they record the conversations with original agent to verify. If they say it's being passed up for management to review 99.9% chance it gets discarded. They change plans adding and removing covered items regularly.

American Home Shield (AHS) used to be a great home insurance company. While I generally avoid writing negative feedback, I feel compelled to share my recent terrible experience with AHS. Firstly, the quality of customer service has significantly declined. The representatives are unhelpful and often uninformed. There is no immediate escalation available for customers, and each interaction with a representative yields different information, highlighting a lack of knowledge about AHS policies. A couple of months ago, I was ready to leave AHS, but the retention department convinced me to stay by offering a few free services. Unfortunately, I am now facing issues again.
Our 65-gallon Bradford White power vent water heater recently started leaking, so I filed a claim. An AHS representative called to inform me that they could only replace it with a 50-gallon model. I was shocked and asked why I was being downgraded. They said the 65-gallon model was unavailable. I believe a fair decision would be to upgrade me to the next available level, not downgrade me.
When I requested to speak with a supervisor, I was told a ticket had to be created, which would take about 24 hours. Every company should have a supervisor available to assist customers and make fair decisions. It's been a week, and we are still without hot water, with no immediate help from AHS. Moreover, AHS is not covering 100% of the labor and parts as per the contract. I will have to pay $1,000 out of pocket, even though the contract states full coverage for parts and labor. This experience serves as a warning: when purchasing home appliance insurance, do your homework and select the right company.

My ac went out on 5/15/2024. It is now 6/28/2024 and they still cannot get this issued fixed. I have gone back and forth between AHS and their vendor. Both blame the other for the reason repairs haven't been completed. I have called and spoken to so many agents and 1 supervisor (as there are never any available!) and I am still getting the run around. My experience has made me never want to deal with them again and I would definitely not recommend them or their warranty!!!!

One of my friends recommended American Home Shield, and I've had it for three years now, but it's a hassle. I only do it because it's cost-effective. Several things have happened. One time when my water heater burst, it took them about three weeks before I got a new water heater in. I had a whole bathroom that was flooded for three weeks. When they tried to get someone to come in to put the new water heater in, I was told that it was gonna cost me $1,300 extra because they were gonna have to put it in my attic and they were gonna have to take down the steps to the attic and then build the steps back up. When I went to talk to someone else about it, they said, "Oh, it doesn't require you to do $1,300."
I've seen several contractors that American Home Shield contracted to come to my house try to charge me extra in addition to what American Home Shield will try to charge me. With my most recent claim, my air condition needed to be fixed. I put in a request, and the contractor said, "Well, hey, I can only fix one unit, not two." The contractor wanted me to pay a different amount just for them to look at both of the units for the one house. I ended up having to call American Home Shield, and they said, "Oh, no, you don't need to do another fee for the second unit." It's a disconnect between the contractors and American Home Shield. It's like they don't have the contractors under control at all. Besides that, I had Suffolk Appliance Parts come out for my stove and they were fine. They got in and out.

My most recent claim with American Home Shield was okay. The contractor who came out was friendly enough to come in and do their job. But they could be a little more friendly and maybe a little more helpful. They weren't as engaging with the customer. When I asked them something, they looked at me and said they didn't know but they were working on a similar product to that.

American Home Shield has been a struggle to deal with but the guy that has been helping us has been great. Our issues with our fridge have not been fixed. So, we're still having the same struggles with it. There's an issue with a piece, and the fridge keeps going out. It turns off on its own. The icing machine has not worked, although the guy from the last company we worked with through Home Shield fixed it. He's great. He's a nice guy. The fridge has not been done though. The first one that we went through was not professional. He was very rude. We requested multiple times for them not to come back to the house. I felt very uncomfortable in the house when he was here. He had to come back twice. The last guy was very nice. He's been very responsive. I feel Home Shield should do more in regards to having to switch vendors. It just hasn't been done.

I was very happy with how American Shield acted quickly. I paid my fee of $125. They gave me an appointment, the guy came out the next day and he looked at my AC. I was surprised. It didn't take him that long to fix. He was good at what he was doing and we talked a little bit and he seemed to know what he was doing. He had a little small business and I like that. My air conditioning has been working fine ever since. I love AHS.

The first time when I had a problem and I called Antech, they got somebody out here. The guy was supposed to be here between 8:00 and 12:00. It was a Saturday, and at 11:30, he was still not here. I wasn't told he was just coming out to do a diagnostic. I thought he was coming out to repair it. You drive a work truck, you come out, and you look at it, and you fix it. I called somewhere close to around noon because he was supposed to be here at noon. Lo and behold, the office closes at noon on Saturday, so I didn't get an answer. I called Antech, and they said, “Oh, well, if he doesn't show up by 5:00…” I was like, “By 5:00? I've been sitting around, waiting for four hours already on a Saturday, waiting for them to show up. I'm not gonna stay here until five o'clock.” I was horrified that they would even expect me to sit around for five more hours to see if somebody would show up.
2.5 hours later, a guy showed up in a regular car, wearing a black hoodie and a pair of jeans, not carrying a work bag. He just carried a clipboard, came in, and did not even wait to be escorted into my home. He didn't speak when I asked him his name. Come to find out he gave me a fake name. I didn't know it until later. He did not have a business card. He wouldn't provide me with anything. He talked to himself the entire time he was here. I was trying to engage. Ultimately, he finished, he wanted me to sign an invoice that says that I'm satisfied with the work that's been done and the repair that's been completed. I was like, “You haven't done anything.” He didn't do anything, but he said, “Just sign it. Just sign it.” I was like, “I'm not gonna sign this.” He had put down on these diagnostics a couple of different abbreviations that somebody who's not in the refrigerator business wouldn't know.
I was like, “What am I signing?” He said, “You're just signing that this is what needs to be done.” I didn't know what the abbreviations were, so I wrote in the middle of the invoice, “Need more information,” and signed it and dated it. I didn't sign at the bottom. I said, “I'm really unsatisfied with this encounter. I'm not really getting any answers. You're not answering any of the questions, like what's wrong with the refrigerator. Is this something that you're gonna repair?” He said, “Look, lady. This is an insurance thing. The insurance company is not gonna do anything. We're only gonna try to fix it. It's not gonna last,” and went on and on about it's an insurance thing. He said, “We're only here to try to put a Band-Aid on it.”
I said, “You know what? This is really uncomfortable.” I was really glad that I had my son in the home. He was in the other room. I felt so unsafe with this person being in my home. He was so rude, so disrespectful and so unprofessional. So when I told him that I was uncomfortable with him being there and how unsatisfied I was with this encounter, he said, “Well, you know what? I just dish out what I get served.” I was like, “Well, I think it's time that you leave.” He said, “That's fine,” and he took his stuff and he walked out the door.
That night, I was terrified. I had my kids sleep downstairs because I was terrified he was gonna come back, and now knows my house. It was horrible. I called Antech immediately after he left. It was all on the same day. I said, “I do not want anybody from that company coming back into my house. Absolutely, 100% don't want anybody coming back from that company. If that's the kind of an employee that they're gonna send out as their representative, in an unmarked car, no business card, wearing a black hoodie, unable to communicate, unable to provide any information, absolutely not.” Antech’s response was, “Well, if you want a second opinion, you have to pay the deductible, and we'll send out somebody else.” The whole thing’s terrible. I wouldn't recommend American Home Shield to anybody.

Our dishwasher was leaking. I reached out to American Home Shield by phone and they called back quickly with a confirmed appointment. When you have a dishwasher that doesn't work, you wanna get it fixed right away. So, I was happy with that. The lady who answered the phone was pleasant. Overall, AHS is great.

I've had American Home Shield for some years and when I first started out with them, I loved them. From listening to other people, they were the best one. But they have declined over the years. The customer care was much better when it was state side. Sometimes, it's the language barrier and you can become frustrated. When you get frustrated, you ask if you can speak to a senior person. They get a little frustrated because then the call is disconnected. That's not a good thing. You're not getting the issue that you wanna get resolved, resolved.
My refrigerator freezer went out. I'm waiting for some more to come in stock so I can pay for the upgrade. The one that I saw out there that I want is temporarily out of stock. Each year, my HVAC goes out. If somebody went and looked at it, it probably would look like it's a patchwork. When it went out recently, we ended up losing one of our dogs because it was so hot that he ended up dying. When it's hot, everything is in great demand. American Home Shield can only have so many people that can do what they need to do so I'm not blaming them for that. But I wonder how many times do they have to patchwork it before somebody recommends to say the unit's probably been with the home since it was built. Nobody's saying it needs to be replaced. You have to go through a lot before it's replaced. You're paying a monthly fee and also a $100 service fee when a person comes out.

Comfort Pro came out and took a look at the air conditioning unit, and then tried to tell me that there was physical damage to the unit. I had a second party come out but they did not agree with it. But then American Home Shield still wouldn't cover the repairs. Their customer service was terrible. They've got everything in place to make sure that they don't ever have to replace the air conditioning unit if it goes bad. There are so many things that are not covered. They send their repair people out who are incentivized to find something that would not be covered, that is wrong with it so you have to pay for this.
Last year, I had already had to have them come out and fix the same air conditioning unit, and it was the same problem, and it only lasted six months. They put a Band-Aid on a bullet hole and it didn't work long-term. I'm no longer with AHS after it, but I was with them for over a year. I thought I was getting a home warranty to help protect myself if anything goes wrong. I felt like it was just a scam.

When I have a problem, American Home Shield tends to get somebody over here to my house within a few days. I've got a claim going on right now because my AC stopped working. They're supposed to be sending somebody over here tomorrow to look at it. I've had Aurora Appliance Repair over here before to repair my drop-down microwave. They replaced the internal power switch. Unfortunately, the thing did the same thing two days later. So they had to send the technician back out here, and he ended up replacing all of the internal switches.
So far, American Home Shield sends out great technicians, who seem like they know what they're doing. But sometimes the deductible that we have to pay on some of the cheaper appliances is kind of a little crazy. I used American Home Shield when one of my toilets stopped working. The guts of the toilet is only $20 but they charged me a $125 deductible just to have somebody come in here. They didn't even replace all the guts. They only replaced one $5 part.

My heat went out back in December and I called American Home Shield. I had to pay them $110 and then they sent somebody out here. They told me it was my thermostat. So they changed my thermostat but my heat still didn't work. It was like pulling teeth to get somebody to come back out here. I had to keep getting in touch with American Home Shield for them to get in touch with whomever they sent. Finally, the tech came out here again but didn't fix the problem and then they didn't come out anymore. So American Home Shield sent another company out. They said the problem was a heat coil or strip and that they had to order it from the manufacturer.
My system was so old that they didn't make the part anymore. So they had to wait until they had enough orders to produce the part for me to get my heat fixed. This went on until a couple of weeks ago. I hadn't heard from anybody. Nobody's done anything. My heat was never fixed. I would never recommend American Home Shield to anybody. It's a sham. Their fee went up from $35 to $55 on my payment each month. I just cancelled it because what I already given them, I could have put toward a new heat system. But I got nothing for my money. They just get people's money but they don't really care about helping them in the long run.

The HVAC experience was pleasant. Foxcroft came out and said there was one piece that needed to be fixed outside on the unit. They replaced it. But the next day, we got a cold snap. I went to turn the switch back over to the furnace. The fan in the furnace wasn't running. So, I had to go three days without heat. But I immediately called AHS and said, "I know I have 30 days from a time somebody coming out to have something looked at again." So, they called Fox and got it set up again. They came back out and replaced whatever it needed. I like them. They were great people.
The stove was a nightmare. I filed a complaint with Better Business Bureau on American Home Shield and one of their vendors. My stove would take forever to preheat. I would have to keep preheating it to keep it to hold a temp. So, I called AHS out. The truck said AE. But any time I called them, it was Sears. They came out. They replaced a part, turned the oven on, "Okay. It's preheating," and left. Didn't wait to see if it would hold the temp. It didn't hold temp. I called AHS back and told them it wasn't working. So, they called Sears for repeat visits. But any time I would call to get a status update on when they were coming, what they were doing, I was told different stories.
They scheduled somebody to come out between 1:00 and 3:00. Five o'clock hit, but nobody showed up. So, I called. They didn't have any record of that. And once I got digging around, "Somebody's on there right now." But nobody showed up. When I called Sears back two days later, their systems were down and were not able to see anything. I called them back again a few days later. Systems were still down, but they could see that a part has been ordered. Called back in a few days.
And all this time, I was in contact with American Home Shield and they told me the same stuff, “They're out. Their systems are down.” I had to have called every other day for almost two weeks. I was told, "Yes. We ordered something. No. We don't see where anything was ordered. Yes. You're scheduled. No. You're not.” Finally, I had to escalate it through AHS, which was a small nightmare in itself to get them to approve another company to come out and complete the problem. So, they finally did. From start to finish, that whole process took three weeks. I told them, "I might as well be on your payroll because I'm doing more work than you are. I'm doing all the back and forth. And I'm paying you 70 bucks a month for this crap."
The next company was a small business. They came out. He asked me what they had previously done. I said, "All I know is he said, whatever he was going to replace, he had to pull the stove out from where it was and fix it.” He said there was nothing that he would have had to pull that stove out for. There was nothing back there. He could reach it all from the inside of the front. It's a gas stove. There was something in the bottom that was not getting enough spark. He replaced that. And he stayed a half an hour to make sure that the stove not only came up to heat, but stayed at a consistent temperature. Finally, after a nightmare, they came out, and took care of it.
I've had these issues with AHS in the past before with other things, too. Their big vendor is Sears. And I have told them repeatedly, "I don't want Sears out here because it's they think it's a one and done. And they don't fix what they're supposed to fix." I would chase people around trying to get stuff fixed. Don't do it. Find somebody else.

Horrible. l have been with Home Shield for years. l live in Las Vegas where the temperature currently is 113 and my a/c went out yesterday. The earliest they say a tech rep can come out is Friday night that’s because they only use one company. l got on the phone and called a couple of a/c companies and all say they could be here tonight!! AHS doesn’t want to take care of their customers or they would use somebody else to take care of a long running customer. Possibly on my way out. Pissed in Las Vegas.

SRL Services contacted us and came out for our dryer. American Home Shield works when we need it. So, we recommend it. They raise the price every year though. And most of the time, you don’t speak to anybody from customer service.

Mitchell's Plumbing was able to fix a cracked toilet sink that I had. It was a good experience. There was an issue in terms of the initial contractors that came out and me not being clear on the turnaround for how quickly that needed to occur. But eventually, American Home Shield connected me to the last plumber that I had come in and they were able to take care of everything. For the most part, AHS does a good job of connecting you to helpful contractors. But some of their contractors aren't that great. As for their customer service, some folks were helpful and were able to break down exactly the issue. Whereas others, there were certain things that they probably needed to explain and I would have done things a bit differently in that regard. When I initially started with AHS, the price was lower than what it is now but it's still affordable. And they cover a good number of things at home, some appliances, and things that can go bad.

I have contacted AHS three times to request an address update because one digit was incorrect. Each time, customer service assured me that the address would be corrected within 48 hours. However, three months later, the address is still wrong. Having an incorrect address on my property could cause delays or cancellations of services. The incorrect records have already led to such issues, and their failure to follow through makes me feel misled repeatedly.
I previously had AHS and canceled due to the same terrible customer service, long phone holds, dropped calls, and false assurances. I would never have considered AHS again, but it was purchased by the seller of my new property, so I decided to give it another try. Unfortunately, the only thing that has changed is the text style on their website. Otherwise, it remains the same scam-type company as before.

The contractor took forever to diagnose the problem when I called. They resolved it. But when I called American Home Shield to let them know, they were uncooperative and rude. I told them that I needed someone else that knew the job and the rep told me she wouldn't give me someone else. It was horrible. I've explained to AHS that they need to get customer service reps that are understandable, willing to work with the customer and understand that the customer is there. And without the customers, they wouldn't have a company. But they continue to outsource it to foreign countries that do not understand customer service rules, which I'm fine with but they need to have someone there when I asked to escalate it. They told me there was no one to escalate it to and the lady rudely hung up the phone. We're cancelling.

My experience with American Home Shield has been so-so. Submitting the claim is easy enough to do. But they send out some of the worst people sometimes to try to fix something instead of sending out somebody certified with certain appliances. When they came out to fix my microwave that's over my stove, the guy would not fix it because he said he had to have somebody take it down first. I told him that that was part of his job. But he wouldn't do it and said that they charge 400 extra dollars to take it down. So my microwave was not fixed.
It takes several times usually for people to fix something if it does get fixed. I always tell American Home Shield to send out the appropriate contractors who actually know how to work on the appliances or have some experience in that. But most of the time, it doesn't happen till after the third or fourth time of a contractor not being able to fix something.

My claim where Sears came out was a good experience. There was a valve on the washer that stopped working and it went smooth and quick. But one of the items on my list of covered items were house fans and ceiling fans and I've got a couple that are not working. I called them and they said they would send somebody but they said there was nobody that could fix these fans and I'd have to go find my own contractor. They couldn't find anybody and they dumped it on me. I called half a dozen electricians that all say they don't do it so I called AHS back and told them to refund my initial house call, which was 100 bucks.
They were just done instead of keeping on trying, which kind of pissed me off. This item is listed in my contract so are they under obligation to keep trying or is that part of the fine print that says, "If we can't find somebody, you're on your own"? But overall, it's been good with AHS. They've done a lot for me over the years and I'm happy with them because they're the best that I've been able to find. For a couple of years, there was a real problem with understanding the accent of the people on the phone but lately, the last two or three times I've talked to them, it's been fine and the agents have been great.

The contractors are professional and polite but eager to just do quick fixes and get out. I have to make multiple calls to get something fixed. The repairman would go for the most obvious thing, order a part, which would take a month to show up. They would fix it and say, "It's fixed," when it's not 100% fixed. They expect me to just settle. I spend 100 bucks a month on American Home Shield plus 100 bucks every time I call on those people, plus whatever other fees there would be, so I would keep harassing them until they get it fixed.

I did not have any major reimbursement from American Home Shield. There were a couple of instances where I got my fan replaced and had some plumbing work. They always try to find some sort of loophole to not replace the unit but to keep it running when clearly, it is going to not last a few months. So, they always try to not replace the part but try to make it work. And then I have to again call them in, again, a few months to tell them that it broke down. So, that is a little frustrating but they are very responsive and on time.
As far as the contractors, they seem to be professional. They talk professionally and take all the measures to be safe. So, in that aspect, they're good. Sometimes, they are in a hurry and they miss some stuff. When I had some plumbing work, the first contractor said, “Yeah. We will replace this. This is completely damaged.” But then, AHS sent another person a few days later and he said, “No. We can repair this. This cannot be replaced.” So, whenever they see that some of their contractors are trying to replace it, they try to send someone else to reassess the situation.

I'm very happy with American Home Shield's services. Submitting a claim was fast. I had a claim for my hot water heater. The tech called and let me know he was coming. I've been with AHS for quite a while and I don't have any complaints, so I'm satisfied. They're very competent. When you call, they have someone come and contact you, and everything goes smoothly.

It's been pretty good with AHS but this last issue I had was weird. They've come out a couple of times to try to fix my air conditioning unit and now they're saying I need to replace some stuff. The company wants almost $4,000 for that and I don't understand. Why do I gotta spend the money if I'm paying AHS? I'm still going through that process with them but I think they're trying to deny the claim at this point.

I usually call American Home Shield because I use them on a regular basis. They have been attentive. And they set me up to have someone come to my house as soon as possible. AHS would call and give me the information. They give me a confirmation number. And once it's set up, they send me an email saying, “Your people are coming. And here's their number.” They also give me that number on the phone. And the folks would show up. I've usually had good experiences. I have told my relatives that this is a good thing. It's worth it in the long run.

We called American Home Shield and they told us to wait for the company to call us. But there were instances that the company hadn't called and we had to call them. The contractor had to come back out here again because they didn't fix the issue the first time. It would start and stop. So, when we heard the issue, there was no sense in calling the company out and they would hear what we heard. AHS would not replace anything until they used every source that they could possibly use. That's one thing they would not do versus other companies.
The only reason we have not switched to another company is just like with AHS, we would have to wait 30 days in order to file a claim. So, I would stick with what we got right now. I've had recommendations to go through some other companies and I've been considering it because we pay the highest deductible AHS. But I don't care if our washing machine looked like it's breaking in two, they would probably come and get some glue and stick it back together.

American Home Shield sent Piedmont and that was an awful experience. I've been dealing with them for over a year. They misdiagnosed my AC saying that I needed a line set repair. Last year, around June, they came out and they supposedly had fixed my evaporator coil and given me Freon in my unit. Not even two months later, I had no Freon in my unit. I spent almost $2,200 with them. They came out again in April of this year and they told me that I had a line set leak and that they would have to go into my wall and that would cost me about $5000. I wasn't in agreement with that because it hadn't been even less than a year. They were supposed to honor the warranty. They did not.
I ended up calling American Home Shield headquarters and I spoke with the Executive Relations. She was very nice. She had a second opinion come out, RNA Cooling, in May. The tech said as soon as he did the nitrogen check he could hear in my outside condenser that that's where the leak was. AHS pays with the estimate. They sent me a check through the Executive Relations Department. I just received that last week.
I spoke with them and the RNA Cooling yesterday and they have ordered the part, the condenser, and will come out to repair my unit when the part is in. As far as Piedmont Mechanical, I do not ever wanna do business with them again. The Executive Relations, Geralyn, was very understanding. I had wrote them letters in regards to my issue and my concerns with them. AHS needs to take them off their list. Other than that, AHS responds back and every time I call, they answer.

I have a refrigerator issue and it has taken three contractors. The third contractor wasn't able to fix it either so, it's unresolved at this point. The contractors were fine but they didn't know the nature of the of the job. Also, about half the time it's tough to understand the AHS representative I'm talking to from language issues. I have a tough time clarifying and understanding what they're saying and what I'm trying to put across as well.

Every time I called in was fine but sometimes the technicians they send out are questionable. I had a problem with my refrigerator and the contractor said they were not gonna fix it because the thing had a 10-year warranty. They figured out their way out of it. It was a mess. Then, I had a claim for the AC and the tech who came out was a jerk and didn't wanna diagnose or fix anything. It was a horrible experience with that guy. I called AHS and told them I needed to get a second opinion and another tech came out. He was good and he did his job. I reached out to AHS through the application and the turnaround time was decent. Also, their price is pretty reasonable and they have different programs that you can pick -- like if you wanna have a lower monthly rate with the deductible the higher. All in all, it's been good, although they need to do a better job of filtering their technicians.

South Valley Appliance Repair came out to fix the refrigerator because it was not cooling. They did a really good job and they replaced the coils and the compressor on it. It's working great now. I'm happy with AHS. They have quick turnaround time and they don't leave you waiting forever. It's really good.

Hotshot Appliances came out and the technician was very friendly. But I had called about three times for the same thing and they kept telling me that they replaced the coil around the dishwasher. Then, they did something else and I still had the problem. So they said the appliance is old and I'm gonna have this problem and to try changing my dishwasher pellets. Well, I'm still having the problem. I wasn't happy with that at all. I'm no longer with American Home Shield. Also, their rate was horrible. It started off low, but then it started going up. That was another reason why I left.

After 25 years as a homeowner and landlord, this warranty is the greatest disappointment. The warranty was traded for more than $15,000 of needed repairs. Four out of four calls (so far) have resulted in zero repairs, hours of phone calls, multiple service appointments, and hundreds of out-of-pocket expenses. Customer service is friendly but "does not have the authority" to resolve disputes with service or vendor/contractor failures. There needs to be someone who has the authority to ensure workmanship, timeliness of repair, and completeness of repair. My request to refund the policy to date will not be honored nor will anyone in AHS contact me to discuss the option. Keep your money!

Garage Door opener broke (the springs). They are covered per the contract. Been over 30 days and NOT a single contractor within 100 miles wants to work with AHS so they are forcing me to take a CASH-IN-LIEU offer. The offer is $170 when the CHEAPEST estimate I have is $580. AHS is stating they are only offering to pay for fraction of the cost because they aren't covering labor.
NOW my contract CLEARLY states they are to pay a reasonable repair fee which include parts and labor. They are refusing... So I have to pay my $94 monthly fee. $125 service fee.... they are going to pay me $170. SOOO that means I lost $49 to them PLUS the $400-$600 for the repair. Tell me how that is service? So in the end it is costing me EXTRA money to have their service, not to mention the calls and frustration for the last 1.5 months. My car was trapped in the garage for 4 weeks. FYI their contract states 48 hours. It's been more than 48 DAYS. Why does the Gov't let companies steal money like this?

They are helpful until you have a major appliance go out and then they don't want to help you at all. I had an AC Unit go out and needed a new compressor and was 18 years old running on R22 which they didn't make anymore and the technician recommended a replacement, but he told me American Home Shield decided to repair the compressor instead and use the incorrect refrigerant which would most likely damage the coils. I talked to some of their contractors and they said they will always ask "Could it possibly be repair though?" at the end and anything is really repairable to an extent so they have to say yes to that so they don't have to help cover a new system.

American Home Shield fixed the refrigerator under the cabinet and a year later, to the day, I called AHS and told them I was having the same problem. I asked if they could send someone out and they said sure. Then, they called me back and denied the claim. They said they don’t fix it anymore. I told them they should have said that when I called. They said I should have had my contract. But nobody mailed me a new contract to look over. I just continued to pay and they come and fix the problem. I ended up speaking toa a manager several calls later and they refunded me the $125 for the service call, which was nice. But I still have no working refrigerator because to repair it now, any other company wanna charge me $3,000. I use it mainly for just extra refrigerator space because I only have one refrigerator in my home. And now, I'm without one. So, I wasn't crazy that American Home Shield did that but it is what it is. That's how their contract renewed.
I called AHS to fix my ice maker and they told me the refrigerator is too expensive. They can't fix it because it's a Sub-Zero and they will only give me $1,000, which is not gonna help me because the refrigerator itself is $10,000. So, that was a wash. One time, the wall oven broke and the techs came and repaired it. That was the only good thing that ever came out of the whole seven years with AHS. When you get AHS, they should come and inspect everything. There was something wrong with my air conditioner and the tech said somebody tampered with it. I said it was the previous homeowner. I never had an air conditioning unit like this before. He said somebody unscrewed the top and I asked if we could screw it back on but they wouldn't fix it because somebody tampered with it. I have to read the paperwork a little clearer because now I'm out $125 and had to call a different repairman to come and fix it. So, I am not 100% happy with American Home Shield.

When I first got the plan, I needed a stove repair. And this time, there were four different things I needed taken care of. A plumber from Adam's OnTime Plumbing came to the house and took care of each plumbing problem. He was respectful and I would highly recommend him. If I didn't have American Home Shield, I would probably use him as my main plumber. Costs are up everywhere and AHS is competitive. So as much as the price is a little high, when looking at the whole scheme of things, they're affordable at least. Sometimes, I can't get or locate the answer I need from the website. So, I need to call. For most regular little things, it's okay. I've been very pleased with American Home Shield and I signed up for a second year. I've recommended them and purchased a home warranty for my niece as a housewarming present.

The last time, the tech wasn't able to fix the problem on the kitchen faucet sink. There was a drip and he told me what needed to be done. He said he would contact American Home Shield and when he did, they wouldn’t cover it. The experience wasn't good and I was not satisfied. I pay a monthly fee and every time somebody comes out, I understand about paying $100. But it needs to be what needs to be covered and taken care of. It needs to be replaced.

It's very easy to set up an arrangement time for people to come out. I did a claim for my ice maker that went out. The contractor was able to stop the noise that was going on for a few days. They had to order a part, but everything was fixed within a week's time. I wish the service cost is a little less, but the monthly cost is great.

We were given Sears as our vendor, but they did not come in the stipulated time. They came after we left the house. We had to call American Home Shield back and tell them that we were out and they could not go inside and fix things. American Home Shield gave us another person and, somehow, Sears contacted us again and asked, "Are you okay if we could come now?" They came and finished the job. That particular job took more than a month to be resolved. Generally, the experience with American Home Shield has been okay except for the long wait times when I call. They've also increased the price now.

I don't feel that American Home Shield is as good as it used to be. But if I need something for when things go wrong, they help out. Most of the techs that they have sent out have been very helpful and resourceful people. In 20 years, the service calls have gone up $50, but everything has gone up. When I had a hot water heater go out, I asked the plumber if I needed a pressure relief tank. He said I didn't need one. But Teck Contracting came out because it needed one. The repairman was very professional and I was very pleased with his service.
I had a ceiling fan that fell. A contractor came and replace it, but they didn't replace it with a comparable unit. A bottom-of-the-line ceiling fan was all they would put up. It wasn't even where I could buy a ceiling fan and put more money with it. I had no choice on that and was aggravated with that. Also, how long it takes to get someone out is a little lengthy sometimes. When they put the hot water heater in, it was three weeks before I got a hot water heater. But he was out in Knoxville and I'm two and a half hours from Knoxville.

I have had the AHS plan for 1.5 years and the first time I used it was 3 months ago when my AC unit was not working. Now 3 months later, it is still not working correctly. The communications and interactions were horrible that you call them and after being on hold for 20 minutes their agents cannot find out any information, and many times of this same experience for the same 1 AC fixing. And then contractors were supposed to contact me and come out, and then you wait and call and wait and call and nothing gets done. I think their plan and strategy is to make it so difficult for you to do anything that you will just go away and not use them.

This company is fraudulent and so are the pathetic contractors they work with. After four years of the same experience I will be taking the time to submit a company to the Consumer Affairs Department and my Congressman. I honestly do not have the time or energy to write the full experience here. However I can say this: They will not cover anything. A/C contractors work for little pay for AHS and immediately say that the issue is "it needs freon". A closed system does not leak!! So rather than fix the leak, they want to add a sealant and mix for R22. No thank you! The unit froze up 7 months ago and they did add the sealant. It froze again, why? Because there is a leak in the coil. Fortunately I found it frozen rather than coming home to a flooded house.
For those of you that don't know any better, if you put freon into a leaking unit it will happen again and you just lost the money you paid and if you are not home you risk flooding your home that most insurance companies in Florida wont cover either!!! You cannot reach AHS. You cannot speak with anyone other than a foreigner that has no way to help or do more than listen. You will NEVER get the call back they promise you and if you are lucky you might be able to reach the contractor they assign you but in my case it has been over two months without A/C. Please do not purchase this warranty and anyone that knows how to report this company to anyone that actually cares and will do something please post the information!

My MagicPak air conditioner stopped working in my condo, I immediately called American Home Shield and placed a work order, the technician came out, looked over my 15-year-old unit and said it needs to be replaced. It did take about 3 weeks to get the unit delivered and my NCC cost totaled 2100 but overall, that was a bargain to get a brand new unit installed, the installer told me that this was a $9000 unit all day long, my overall experience with American Home Shield is excellent A+.

WORST home warranty company I have ever used. My air conditioner stopped working. I put in a service request. I got assigned to a business that has a one star rating on Yelp and has 44 Better Business Bureau complaints. I called AHS and said I’d like a different company and got assigned to the same company I called again and was told that that is the only company in my service area. I’m certain AHS executives would never allow a company with 44 Better Business Bureau complaints into their home to fix their air conditioner or any other system in their home. But for the consumers using their service that is their only choice.
I was also told I could not use my own agency and be reimbursed because there was someone in my service area. This company has horrific reviews on Yelp stating they made their HVAC system worse rather than better. As soon as my air conditioning is repaired, assuming it gets repaired, I will be canceling my contract. Their customer service is deplorable and the companies they vet are the absolute worst of the worst.

Roctex Heating fixed an issue we had with our AC unit in one of the rooms. It was not cooling properly. We requested the service online and the contractor was here in about two days. But as far as contacting us and letting us know that it was going to be scheduled and that the contractor would be contacting us, it was within the service level agreements that American Home Shield has. Usually, things are taken care of fairly quickly. AHS is professional and a lot of things are covered. The experience is unique to this situation but if you want general coverage, especially in an older house like this which was built in the 60s, the peace of mind and convenience of parts and breakdowns being covered is very helpful. The price is not overly expensive and it's not a bargain either.

Zero star if I could. This company's business is a joke, if you ever got involve and signed a contract, which would be a total disaster, you would have much headache and frustration but nothing. I had a request to repair a cooktop, it took three months without being able to fix it, the process was such: 1-2 weeks to order parts by AHS after the technician sent a diagnose, it took 2-3 week parts delivered to the technician's possession and made another appointment, but worsen some, the parts were wrong parts; then the circle started over again.
Whenever I contacted the technician's company, they wanted me to contact AHS. Whenever I called AHS, they always tried getting around, bunch excuses, lies and apologies etc., but never able to resolve the issue for three months. I finally cancelled the contract with AHS after paid the subscription for many months and service request fee, I ended up purchasing a new unit and paid 100% out my own account. Never and never deal with AHS, trust me, you would regret if you do.

I realized I was still being charged by AHS after canceling my last contract. Customer service said they had no record of me cancelling even though I’d not used their services for over 2 years. Since they didn’t have any record of me canceling, there was no refund given so now I’m out over $800. I’ve been with AHS for years, paid thousands for coverage and in more than 2 years tried to use them for 2 small claims. An under cabinet plumbing leak, AHS would not cover it at all since there was a piece of wood in front of the leak. The second & last time was a microwave that had stopped working. They sent out a technician & he said it was a simple button issue & he need to order the parts. This order took over 3 weeks.
He informed me that this issue would happen repeatedly and that AHS would never replace the whole microwave as long as he could add a button. So I just bought a whole brand new exact replacement for $300. That’s when I canceled the first time, now only to find out they renewed my contract apparently without my knowledge.

My garbage disposal unit died. I thought it is the most straightforward job, it took them 3 days to schedule a service, and then there has been no updates! Now a week has gone by, and when I call them they say the technician has not provided a diagnosis yet. Garbage disposal units are very cheap, and if they don't follow through on their obligation with this case, I don't think they'll be of any help to me. I'm cancelling my membership and will hire someone to replace it in half a day.

I'm happy with American Home Shield. I've had them for over a year now and I extended the warranty because I like them so much. Their process is easy and they're cool and friendly. Most recently, our water heater decided to die so I had to call them about getting a new water heater. I went online, asked for a plumber, and American Home Shield connected me with a really good plumber. He was able to fix it within a day. It also addressed another issue we were having, which was a propane leak from the water heater. We hit two birds in one stone. He was super nice and helpful. At one point, some of our water wasn't getting hot at certain points in the house. He was able to come back real quick and fix it within 10 minutes.

We bought our first house and American Home Shield was recommended as first time home buyers. Our AC broke within the first year and they do not make replacement parts for it anymore so we were told we needed a new AC. Which is covered under our warranty/contract. That's a lie. They say all parts and components including upgrades are covered but in another section use the word "modifications" won't be covered and then instruct their contractors to send work orders over using these terms and say they need to do "modifications" instead of upgrades so they don't need to pay out fully.
This is called insurance bad faith but they know no one will spend the money to hire a lawyer to fight it. Shame on them. When I called the contractors asking them to send over a different work order with different terminology they said they couldn't because the contract they signed with American Home Shield won't let them. They also knew it wasn't a fair deal.

STAY AWAY!!!! Don’t waste your money or your time. They have a third-world country answering their service calls which makes it extremely difficult to communicate with or understand. I had a water heater issue that needed service (same day). They promised a call back in 24/48 hours. We had a service call for a refrigerator malfunction and it’s been 4 months and they still can’t find part or fix it. They are a JOKE! BEWARE!!!!

I would like to express my complete dissatisfaction with the terrible service at American Home Shield. I have been a loyal customer for years with American Home Shield and once something expensive like the water heater or A/C doesn't work they find ANY excuse not to pay. Last month, I reported to American Home Shield that my A/C was not cooling off. American Home Shield sent a third party company called "Complete Air Mechanical Of Central FL" to inspect and fix my home A/C. "Complete Air Mechanical Of Central FL" arrived at my home, make an inspection and took several photographs of the coil and A/C. After the inspection "Complete Air Mechanical Of Central FL" sent a report to American Home Shield that the reason the A/C was not working was due to "Mold or Mildew" in the A/C.
Based on this fact (which is a lie), American Home Shield informed me they will not cover the A/C coil replacement or labor due to "Mold or Mildew", they allegedly claim is present in the A/C coil and sent me an estimate of almost $4,500 dollars. I contacted American Home Shield to request the photographs containing the Mold or Mildew "Complete Air Mechanical Of Central FL" claims my home A/C coil had as evidence. I was informed by American Home Shield that American Home Shield did not have these photographs and to contact "Complete Air Mechanical Of Central FL" for these photographs.
At the same moment, I called "Complete Air Mechanical Of Central FL" and they informed me they could not share with me the A/C coil images containing Mold or Mildew, the A/C inspection report or provide a detailed estimate to me. They told me to contact American Home Shield directly as I was a Client of American Home Shield not their Client. Furthermore, "Complete Air Mechanical Of Central FL" informed me that once they uploaded all the information online to American Home Shield, that information is gone from the "Complete Air Mechanical Of Central FL" system.
Since then, I had called six (06) times to American Home Shield, spoke with 3 associates, 3 supervisors and 1 customer complain department, asking for: a. the release of the A/C coil images containing Mold or Mildew; b. the release of the A/C full inspection report; and c. a copy of the detailed estimate for almost $4,500 dollars to know what is included in the estimate they provided.
To continue with the terrible service by American Home Shield, in my online login at the American Home Shield online portal, there is a disclaimer that reads under the estimate: "*American Home Shield cannot guarantee the accuracy of this estimate. For exact costs, contact the contractor." Therefore, even though I am a customer of American Home Shield and I have had paid a monthly subscription for years to American Home Shields, American Home Shield cannot guarantee the accuracy of their estimates or provide any information and proof of the alleged Mold and Mildew.
After a complete lack of transparency, misinformation and inaction from American Home Shield, I contacted a well-known A/C contractor from my local area and this company quoted less than half the price of what American Home Shield in combination with "Complete Air Mechanical Of Central FL" quoted me for the same exact repair, replacement and service of my home A/C. Furthermore they show me pictures and said: THERE WAS NO MOLD OR MILDEW!!!! Therefore, either the company "American Home Shield", "Complete Air Mechanical Of Central FL" or "both companies" together, want to take advantage of me as a customer one more time. For the lack of transparency of both companies until now, it gives the irrefutable impression that these companies are running a "FRAUD scheme"!!!!

American Home Shield (AHS) is vile. Each time I had a repairman come over through the company, I was told that the repairs weren’t covered under my warranty in the fine print. So, I basically paid AHS a monthly fee, plus a $125 work request, and the actual cost of the repair. My outdoor light was ‘repaired’ as can be seen in the photo attached. Wires were exposed. Just bad and should be illegal to make false promises. Homeowners beware!

It's difficult to put into words what a horrible experience we've had with AHS. We've lived in our home under six months and have unfortunately had several things that needed repair within the house. At first, we thought it was lucky we'd gotten the home warranty, but now it's become nothing more than a headache. Customer service reps all give different (and wrong) answers.
Our latest issue has been our HVAC. This is at least the third time we've had to put in a work order for the unit. Best Care - the company assigned to us - informed us on this latest visit that essentially the unit is shot. The entire thing needs to be replaced. We were offered two options, and they were two different new units. Best Care had no recommendations that did not include an entirely new unit.
We went without AC (in the south with dangerously high temps and high humidity) for over two weeks and have been fighting AHS for coverage. The only portion of Best Care's recommendation they will even admit they've received is for the line set (suspiciously, the portion of the repair that is not covered). Every other piece of the recommendation, including the fact that an HVAC needs freon, they have conveniently lost the recommendation for. They keep saying to call Best Care and have Best Care call AHS authorization. Best Care keeps insisting they have done this multiple times. At one point an AHS customer service rep told me while quoting from the report stating the unit was leaking freon, that we didn't need freon, and the unit would run without it.
Every time I've reached out to AHS I start with "I understand the line set is not covered. I am not disputing that. I want to discuss the other items on the repair", and each time they ignore it and quote me "You need your line set replaced and it's not covered so we can't help you further." What good would new lines do in a unit without freon? It's obvious at this point that they're purposefully ignoring the other portions of the repair recommendations to avoid having to pay anything. It's despicable. They know they can withhold the funds we're entitled to in our coverage for longer than we can take living in a house in the mid-80's with humidity in the upper 70's.

We had two people come with the call for the garage door that didn't operate. The first gentleman came and looked things over. He figured out that the electricity to the front door opener wasn't working sufficiently. He let AHS know then AHS had an electrician come out a day or two later. They fixed it, and the garage door has been working since then.
However, we lost our air conditioner last July, and it took them 12 days to get somebody to come and fix it. It was in the middle of summer in Orlando so the house was 80 degrees. They kept saying the next day. After 12 days, I couldn't take it anymore. I couldn’t sleep. My wife and daughter had to go to a hotel for many nights. I called Frank Gay Services and they came the next day. The air conditioner was old so they had to replace the whole unit. We put $14,000 into a whole new unit that AHS never got around to coming to fix. They said they'd help us pay for it but only gave us $400 for the AC unit. I’m not satisfied and I wouldn't recommend somebody to start using them.

I've been with AHS for 13 years. They've progressively gotten worse. Their prices increase regularly and the service visits are a joke. I live in Florida and it seems they use the bottom of the barrel contractors whom are aware that if they write up repairs as "not wear and tear" they can attempt to upsell consumers. I've had 4 claims since 2019 and each of the claims resulted in me having to locate corporate executive email addresses for AHS to get the issue resolved. In the end they resolved the issue because all were valid claims. However; it is exhausting having to speak with customer service 4-5 times for each claim, give them the benefit of the doubt to escalate the issue just for the escalation team to call you back and tell you that you are out of luck. Then having to spend X amount of time writing an email to executives and waiting on that response.
For clarity I am currently dealing with this as AHS sent a contractor to my home who did not complete a job and in the process another part was damaged by the contractor and AHS is telling me that not only will they not cover the remainder of the repair but it is also my responsibility to work with their contractor to discuss getting the service repaired. Arguably the worst experience I've had with them. Stay away!!!!

The first time I had the issue with the garbage disposal, American Home Shield didn't wanna cover the cost of repairs on it. When the first contractor came out, they said I put something down in there that caused the problem. But I told them I didn't and I had to threaten them that I was gonna cancel the policy. Then they came back and said they would send another contractor out. The second contractor came out and he said it wasn't something that I caused. They resolved the problem and I finally got a replacement for the garbage disposal. Overall, the protection is fine. But I get the feeling that American Home Shield wants you to pay the premiums, but they're hesitant about resolving problems. But I would recommend them because they did bend over backward to resolve the problem.

The ice dispenser of the Thermador fridge was not working properly. The ice kept freezing in the container and ice cubes could not go through the normal channel into the receptacle. The contractor came and they fixed it. It worked for a while but the problem came back and this time, it froze everything up and started liquefying it. Another company came out and said it was not an isolated thing and they had to change the whole thing. It was a major part and they said they would seek approval from Home Shield and see if they would pay for it. Home Shield refused to pay for it and they declined without really giving the specifics other than we were not covered for that type of repair. As a result, we do not operate it and we make our own ice. Other than that, I've used Home Shield's services several times and I was satisfied with it. The people came quickly, fixed the issue, removed the cost, and it got done.

The guys were nice in our recent service. They came in and took care of our plumbing behind our washing machine. We had a clogged pipe and they came back right away and let me know that if anything more was done, they would cover it up to a certain point and then, we would have to come out of pocket with it. But it didn't get that far.
American Home Shield takes care of major appliances within 24 hours. The repairs that we've had have been minor. They’ve had contractors out to help with the bathrooms, the tub faucet, a plumbing issue and my washing machine. It’s hit or miss but the contractors are generally very nice people. They're just doing their job. It's an assignment for them and not typically a money maker but it can end up being one for them. I get how they're just chosen by American Home Shield to do the service. The price used to be 100 and now it's up to 125, which can be rough. But if it's 125 and it's gonna save me some money down the road, then that's the purpose of why we're there with them.

There have been so many phone calls I've had with American Home Shield over the last four years where I can't effectively communicate with somebody because their English is poor or their accent is so thick. It's gotten to the point where I think the company knows about it, because I'll do the little after phone surveys, "On a scale of 1 to 10, could you understand your representative?" The other thing that I've had a really big problem with is the general lack of understanding or experience on basic systems in a home. It's not on their little chart and they don't have any idea what it is. It's like they've never lived in a home or looked around, especially the young ones. The process of submitting a claim over the phone is one of the worst experiences of my day. I know before I even get started that I'm going to be angry and exasperated before I get off the phone.
The contractors are usually pretty good, though. I have to commend Ace Plumbing because the guy they sent out was honest. I was not pushing him to lie to AHS but by God, I was hoping he would so that I could get the repair done and even then, he was professional and honest the whole way through, knowing full well that there's a good chance he wasn't getting paid for the time he had already spent arguing with somebody on the approval side. The last call I had was when Warner Electric came out and looked if my wiring had caught fire and the tech was straight up honest with me. It had not caught fire and demonstrated all the ways for all the evidence he had to prove that.
But I don't much appreciate the cost at all. I find it to be getting too high for me to wanna deal with. I've had the last two months free due to the tremendous debacle. That was the plumbing issue, with just the nastiness on some of the employee’s side. I was very upset. I would like to see greater transparency on how much of a bonus the executives and CEO potentially get because I don't like the idea of paying more for a crappy product while their bonuses go up.

My most recent claim was for the air conditioning unit and the techs procrastinated and kept patching it up. The last time I called for a service request, American Home Shield said it was due to a power surge and it could not be replaced because they didn't replace units that were due to power surges. But my husband stood outside with the technician to see what was going on and he told him it was the motor and compressor. When the technician reported it back to American Home Shield, it was something different. I explained that to AHS and I called several times. I just canceled it. It was a terrible experience with American Home Shield. They are crooks and the technician works for them and not for the customers. Whatever the technicians or the companies report back to American Home Shield, that's what they go by. So I would never refer American Home Shield to anybody for a home warranty.

Certified Electrical came out for the ceiling fan. It was shot and had to be replaced. They said they had a fan so they brought one in and showed me exactly what they had. But that wasn't what we were looking for so we discounted that. They got ahold of American Home Shield and explained what was going on. AHS did some kind of buyback offer and I accepted that. I purchased my own ceiling fan and Certified Electric is gonna install it for me.

Filing a service request is an excellent experience. I call in and schedule the request and they get back to me with an email or a call to let me know who the contractor is. Usually, I get a text message to let me know who it is and it's less than a few hours by the time they respond. It's a simple process and they're available 24/7 if I wanna contact them. When the contractors come out, they explain what's going on what they need to do.
My only drawback was with one contractor that came out. I had to pay $125 service fee for every call, which I don't like because I'm already paying and I rarely use the service. I needed a filter for my humidifier that's connected to my furnace and it was the first time I had to replace that after moving into this house. When the contractor came out, he said that was something I’d have to purchase from a store. He really didn't do anything. I told him to at least check my thermostat because that's how I found out that there was a problem. I needed him to make sure that everything was set on the thermostat but he really didn't seem to wanna work.
Then, I asked him, since he was here, if he would give my AC a tune-up and he said he couldn't mix jobs and I had to make another request for that to be done. It made me angry. I just felt like it was a waste of $125 plus the fee I pay monthly to get the service done. Just recently, I had a plumber come out and he did the bathroom downstairs fine but in the upstairs bathroom, he must have put in a defective part because the toilet keeps having to refill the bowl in the back of the stool with water. It's constantly off and on and it's running up my water bill. For me to get another plumber out, I'm gonna have to incur another $125 and it's been ongoing for a few months now because I haven't followed through.
I was gonna try to see if all the Home Shield companies have you pay such a service fee every time. I believe that is overcharging customers, because I'm already paying every month a hundred and something dollars. So, why then, on top of that, do I have to pay another $125 for a service fee on top of what I pay monthly? But other than that, it's a good company. I've had them before when I owned a home over 25 years ago.

The last time we had the air conditioner worked on, it took a week to get the service guy to come look at the air conditioner. But they got the parts quickly and the repair was good. The tech was very pleasant, knowledgeable and good. There was some confusion at one point with a refrigerator where the compressor was still under warranty by the manufacturer and it was difficult trying to get the companies to talk to each other and work together. But I don't know if that was more of LG or the AHS rep. Other than that, AHS handled everything very well. I haven't seen any other companies that were offering a better deal and I never had a home insurance-type policy before. But American Home Shield came with the condo and I’ve been happy with it since.

Dissatisfied with this home warranty company. On May 21, 2024, they took $107.99 out of my bank account. Then two days later, they sent me an email stating that my account was past due. I called them and was told that the account was current, and I could ignore the email, "Everything was good." I went to use the company to make a claim but could not use my account. I called them the following Monday May 27 and was told that the $107.99 was what the previous homeowner was being charged. My bill was only supposed to be $72.24. They said that they needed 10 business days to refund the 107.99, but that I still would need to pay the $72.24. I have not received the refund and am now shopping around for another Warranty Company. If you use them watch what they are charging you.

The line to my washing machine drain backed up into my house and caused $27,000 worth of damage. But because it was a drain line, the insurance wouldn't fix it so that was left to me and I called Home Shield. They sent out a gentleman from Plumb Genius but because this was an older house and it did not have a clean-out in the line, he said he couldn't do anything with it. He could charge me almost $600 to put a clean-out in or he could climb up on the roof, but he couldn't do it that day because he's an older guy and couldn't do it by himself. I told him I'm not gonna do them anything then and I had him leave.
I called another plumber who came in and put in a clean-out for me for 200 bucks. Once he did that, I called to get Plumb Genius to come back and they sent out two younger gentlemen to clean out the line. They never showed me anything that they got out of the line. But once they cleaned out as far as they could, because their snake can only go 50 feet, they cleaned it out as far as they could. He put on the hot water into my drain and let it run for 20 minutes. After 20 minutes, it started kind of coming back out and he said something was not right. He opened the door to my garage and he had flooded my garage.
He went into my garage with his 50-foot snake and he snaked it from there further into the house. Once he got it further in the house, the line unplugged and we could run water, no problem whatsoever. I asked him what caused it and he said they found roots but he never showed me roots. He told Home Shield he found roots and I told him I'd like him to camera this line because if I got roots, I'd like to know where they're coming in. He said Home Shield is not going to pay to use the camera because they found roots and once they find roots, they don't do anything else.
I again called my own plumber and he came out with a camera for $150. He told me outright and showed me the line. He went 60 feet into the house and he said there were no roots in that line but he found feathers, which implies that maybe a bird or something fell down the pipe and died inside the pipe. So, I'm not very happy with Home Shield at this point. It wouldn't have been hard for them to just come back another day with a camera and camera the line to verify what was going on, but they wouldn't do it because Home Shield’s policy is not to camera. This is the third time I've had Home Shield do something in my house that I ended up having to pay extra out-of-pocket to make sure it got done right.
At one point, I had them try to work on a shower for me upstairs. The same guy who came out said he couldn't do anything this time, took a look at it, took apart the nozzles, and then proceeded to tell me he did not have all of the right parts. But because he didn't have all the right parts for him to run and get the parts and come back and fix it, it would be after 5:00. He said he would put it back together if I would just tell the company the next day that it wasn't fixed and let them send him back out so that he wouldn't get in trouble for not fixing it. I didn't feel right about that, so I didn't do it. I called somebody else in and had them fix it. Plumb Genius is not a company that I would personally rely on.
The only thing that AHS done right for me in the last eight years was they sent out a very good HVAC guy. He came out, immediately found what was wrong with my air conditioning, was able to replace the solenoid in the air conditioner, and had it up and running in 10 minutes. That's the only time I've ever had Home Shield do anything in my house that I was happy with. Other than that, every time I call them for routine stuff, it ends up being a headache for me. The only reason I’ve kept them up to this point is because if my air conditioner goes out, I know that I get a new air conditioner for just my fee. My fee is 100 and I've not paid American Home Shield more than that on any single call, but I've had to pay more money to other people to make sure it got done right. It's hard to say if the $100 is worth it.

The AC fan wasn't kicking on so we filed a claim to AHS and I got the name of the contractor so I could Google research and make sure they were reliable. A tech from Piedmont Mechanical Contractors came out and told me exactly what the problem was and fixed it easy. AHS hasn't been outstanding to me, but they haven't done anything wrong. They do the baseline and I have no problem with that. The only problem I had was when they assigned us the contractor, it took a lot longer for the contractor to get to us. I understand that that's a process and it's not their fault, but I had to reach out. Then, I finally got a text message from the contractor saying that they were gonna schedule something. I would have liked it if this process could have been a little more streamlined.
Also, I have a bit of an issue with the way AHS does their contracting, though, and they change their prices and we weren't really made aware. I recommended my mother to use them also and they changed her contract and her monthly payment without even telling her and that bothered me. Then, they had adjusted mine and I didn't mind that they did because it needed to be adjusted. But my mother is on a fixed income. We called and we told them that we didn't want any changes. We wanted to stick with what was being paid.

I had a sink in the garage and it had busted a joint and was squirting water. I turned the water off out by the street to the main flow. And the contractor came out the same day. Once they came, they fixed it on the spot. The plumber took out the bad joint, replaced it and reconnected the pipes. There was one incident with the AC at one time. The company that AHS sent didn't work on my type system, so we had to resubmit everything. The first contractor just looked and didn’t work on it. And the second one replaced the motor for my blower fan.
I usually call American Home Shield when I submit a claim because that way, I know the reps understand what I know. I've always had a good connection with them. I dealt with them about four times since we’ve used AHS. I’ve been good with the service. I always tell everybody I'm happy with AHS and recommend they always have one too because you never know when you're gonna need it. I'm very satisfied. In the long run they saved me quite a bit of money.

Before I got AHS, I did my research and saw positive things. Anything that I needed has been right there and anything that could be fixed was fixed. So I haven't had any major issues since I've been with them since 2021. The service is good. They'll call and get it out there quickly. But they can go more for diagnostic.
For my recent claim, the initial issue was that for some reason, after three or four flushes, the toilet will back up. And it was in three rooms. And it still does that now. We didn't figure out what was going on because when the contractor came, he flushed the toilet and ran the water to try to build up some pressure and it was flushing. It would flush for about four days and then, it would start doing the same thing again. The plumber told me that in order for him to go from a street and put a thing down there, it had to be for the city. But AHS does not cover that and I would have to pay for it. He said that's the only other way they can figure out what was going on. He stayed here for about 30 minutes and put paper down.

American Home Shield has a list of contractors and what they tend to do is to get not the A-rated people, but close to A-rated. Sometimes they get the B-rated people. For the plumbing concern that I had, it took two different service calls to get the issue resolved. It was simply a blocked line coming from one of my toilets. Then there was another issue with a faucet. While the faucet was answered and corrected, the bathroom issue took another service call. There was no consideration based on anything because of two or three different things.
The toilet seemed to function when the guy left. But we didn't test it with any solid paper so it wasn't clear. I didn't argue with them as much as I did the first time. We had a refrigerator go out. It took many different calls for them to find someone to get here. Eventually, that was resolved. Based on how the economy is relative to what they're willing to put out, I had to get a smaller square footage refrigerator to replace it. I'm not that upset with that but the fact that it took five different requests to get someone out here irritates me. I would tell others to read the contract prior to submitting a claim and know that it's okay, but it's not the best thing that could happen. 96% of the time, it's been okay with customer service. However, there's a bit of inflexibility and surliness among some of them.

When I called in a claim for my dryer and washer a week ago, the repairman came out right away. I called it in on Friday and he came on Saturday. He said the motor was shot, so he needs to order a motor. But it's been horrible with American Home Shield. I called my microwave in in January but didn't get it fixed until four months later. They kept giving me the runaround. It was a hot mess. I was back and forth every other day and every other day, I got a different story from from everybody in the ordering department. One would say that the installer ordered it. The other one would say no, they ordered it. Then they would say it hasn't been ordered. I would wait a couple of days then call the installer. He would say, “No. You're supposed to get it.” I’d call back the ordering department. It was month and a half of back and forth and every time I would call, I'd be there for another half-hour to an hour on the phone.
First, they said it needed a transformer and they ordered that. Then they said they needed something else. They said, “We don't know if they're gonna go ahead and order that. Why not get a new microwave?” But they insisted on ordering the parts. They always try to order the parts because it might be cheaper than ordering a whole microwave and that's understandable. But after the second time, I asked, “Why order another part?” The guy kept saying, “It’s probably not gonna work but I have to let them know that it could be this other part now. They're probably gonna wanna order that part.” They ordered the parts and the contractor came in and put the parts in. It still didn't work. They went ahead and proceeded to order a microwave.
When they finally got the microwave, they ended up ordering the wrong size thing that goes around the microwave. I had the guy finally come out here after how many times ‘cause he would say he was coming but never showed up. That took us a month and a week. He kept leaving me on the hang. He would say he came to my house. I said, “No. You didn't ‘cause I've been here waiting for you.” He said, “I didn't see a car.” I said, “I don't care if there's a car outside. Knock on the door. I told you to call my cell phone, and I would make sure somebody would come and answer the door. You didn't call my cell phone or leave me a message.” But they finally put it in and now it's working fine.
I had a water leak, and the water leak ended up damaging my bottom of the cabin. They said they didn't do that. One representative said, “No. We would cover that, but we would have to send it to someone else.” I asked, “How come you have told me that you don't cover it then now you tell me you do?" Sometimes I feel I pay too much because I get the runaround. I pay 1,000 a year plus my copay every time I have to file a claim. It doesn't matter if it’s past or less than 30 days. That was what happened to me one time. My daughter didn't tell me that it wasn't fixed and because it was one day past, I had to pay another fee.
One time, I called in for my air conditioning. The duct was messed up. The gentleman that came out to work on it said it was wear and tear that was why my air ducts were messed up. American Home Shield said, “We only cover it if it's wear and tear.” I said, “He's telling you it's wear and tear.” The rep said, “No. It looks like somebody damaged it.” I looked at the contract, and it said air ducts were covered. But they kept trying to find loopholes where it wasn't. I ended up hiring somebody else to come out and paying over $1,500 to get that fixed. I added things on the policy to make sure I had coverage but I still ended up with no coverage. I've had American Home Shield since 2014, so I feel I'm a loyal customer. But yet I don't get the quality that I feel that I deserve. I recommend them for some of the things they do do good. But those experiences have left me with a bad taste.

American Home Shield has gotten better over the years. When we first bought the policy five years ago, I hated it because they didn't back any of the work. We had a dryer that went out, and American Home Shield didn't wanna cover it. After three months, I had to reach out to the regional manager and got him involved because I kept getting story after story. I’d get passed on to somebody else, and there was a different story with each different person. It was very stressful in the very beginning. They outsource the customer service, so they get the people with good customer service skills that read from the script. But American Home Shield still gotta take care of their customers too in order to keep them.
They finally did the right thing and paid for a replacement dryer for us because they couldn't get the parts for it. It took several months to do but in the end, we were happy because we had a new dryer. The regional manager also told me about a different program with American Home Shield. He said, "I have it on my house, and it's easier to get stuff taken care of.” We changed programs with them, and so far, I haven't had any headaches like I've had in the past. Recently, the repairman from Lake Anna Doors was very professional and efficient. He came out when he said he was going to and knew right away from the garage door. Unfortunately, he didn't have all the parts he needed. He had to order them. But he came back and had it done. I was on a limited time frame for him to come in and get it fixed, and he came in like he said he was going to and was done very quickly. We're very well pleased.
Within the past couple months, we've had to see American Home Shield a lot with our kitchen sink faucet going out. The last time, I had to call because our sink wouldn't drain, and it started leaking underneath the kitchen sink. The repairman with the kitchen sink faucet came out and was done in less than 30 minutes. It was very pleasing as well. But the appliance company that's supposed to be coming out today to repair the stovetop unit need help with their customer service skills. I was told two days that they'd be out two to five days. But I didn't hear anything. There's no communication with them. They've got me on WhatsApp because they know I'm overseas. They could have texted me on WhatsApp or on iMessage.
I called them but didn't get an answer so I left a voicemail. I didn't get a call back, so I got irritated. I called American Home Shield and American Home Shield called them. They said, "They'll be out tomorrow. They just received the part.” They could have called me when they got the part in. If they can't have the part fixed in 24 to 48 hours, then replace the cooktop. We've gone a week without a stove. My family had to spend money having to eat out because they can't cook.

My experience with American Home Shield was terrible. I've had people come out for a couple of different things, and this time, it was for the dishwasher. It wouldn't go on, so I called. A young man came out, and I asked him if he had the little booties to put on his feet, which he didn't. He didn't understand English. Eventually, we were trying to communicate. He put his phone out and wanted me to talk into it, which would translate it. Then he said that he was gonna get a part and bring it back.
Another week went by and they finally got the part. They brought it out and put it in. When they left, it didn't work again. We went through this several times. This dishwasher is 20 some odd years old. I said, “Why don't we get a new dishwasher?” I could have purchased a low end dishwasher and had it installed in a day where it took weeks. But American Home Shield wouldn't do that. They ordered every part that goes underneath the dishwasher, and the repairman came several times. Each time, it was the new part. This was weeks and every time, it was waiting for a new part, getting it, then him coming and putting it in.
My first experience was I didn't have hot water for over a month. I was showering at the club. If I call, the reps don't speak English. It was difficult to communicate with anybody. I tried everything I knew how to do to reach somebody from the company but couldn't get anybody. It was extremely difficult. I would call the office, and the number that I was to call in would immediately click off the money that I’d owe every time I made the call, but I couldn't get a person. I wasn't getting heard. I wasn't getting the help that I needed and the service that I had signed on for. I’m very dissatisfied. American Home Shield is at the top of the bad list.

American Home Shield's customer service is good, but the contractor they sent over to my house couldn't get my refrigerator fixed on the first time. The fridge was still on. It just wasn't producing ice or water. The contractor came back again with a new computer, so it's working now, but it took over a month for him to get it right.

With American Home Shield, there's no clear direction on really emergencies. I put a claim in and sent the pictures. I had sewage backing up in my downstairs bathroom to the point where I had fecal matter on a third of my first floor. It was a freaking perfect storm. My mom was at my house watching my nine-year-old daughter and her nine-year-old friend while I was out of town. People can't live in that kind of stuff. All that was happening and I was getting ready to board a plane. A lot of time was being missed 'cause my mom was trying to figure things out. She called an emergency plumber and got the stuff fixed. That was $700, and a few hours later, when I got off the plane, everything was fixed.
I called American Home Shield and expected them to have integrity and do the right thing and compensate me back for the 700, but that didn't happen. I've given all the details I can provide, freaking notarized statements. I'm not lying or trying to make up a story. I have pictures of fecal matter and piss everywhere, and American Home Shield is worried about $700 when they're making millions of dollars on it? When I call, I get a bunch of robots saying what I should have done. Overall, the cost is up, but the service is down.

I had a rusted dishwasher rack that I filed a claim for over 3 months ago. I knew the exact part number that needed to be ordered and provided that to AHS from the start. This is such a long and complicated story that has taken literally months of my time. But here’s the abbreviated version—AHS has sent three different contractors to my home to look at the dishwasher and verify that the rack is rusted, they all agreed with me about the part # that needs to be ordered, and yet I’ve still be sent the wrong racks 4 times now. Despite the complete failure of their system, they refuse to do anything differently and just keep on restarting the same broken process and get the same broken outcomes.
I’ve since given up on getting the right part ordered, so now I’ve spent the last month trying to get a cash out option so I can hopefully recover some money for the claim I filed back in March. I’ve been paying for AHS coverage for three years prior to this and it’s the only claim I’ve filed. I wish something would have broken sooner so I didn’t pay the extra years of coverage for this awful (and fraudulent service). It feels like AHS is just trying to drag this out so I will give up. But I won’t. I already cancelled my contract so I’m not continuing to waste money on future premiums, but they are still responsible for resolving the claim we filed in March. I’ve already opened a claim with the Better Business Bureau and publicly reached out on Twitter to try and get AHS to take more accountability and resolve this claim. I’m adding this review to the mix in the hopes of protecting others from getting taken advantage of by this truly infuriating company.

American Home Shield has been great. I had an issue once with a plumber, but that was a long time ago and that was why I dropped the policy for a few years. The plumber pissed me off.

When the contractor called me, I told him that the metal piece was off. He told me he knew what it was and he came out and put the little metal bar on the ice maker. He was only here a couple of minutes. American Home Shield is worth the price. I ain't got a problem with American Home Shield, but when you call them, you can't understand them. They're not clear.

My washing machine wasn't draining properly. American Home Shield sent over a washing machine repairman. The repairman assessed the problem, had to order a new part, got the part delivered, and then came back when it arrived. They expedited it, so it was just a matter of a few days. Everything is fine. The people that American Home Shield contracted with to do the work were very knowledgeable both times. They knew what they were doing. The only thing is that my contract was renewed and I was supposed to get a credit on this next year but they didn't apply it. They were supposed to call me back earlier this week but I haven't heard back from them.

The last claim was the best. But the other people they sent were just terrible people. We had a tech put in a new air conditioner that went out and put new things into our furnace. I had to pay over $1,000 for the new equipment that they put in. The air conditioner ran for that season. But when the season was over, the furnace didn't work. So we tried to call that company, and the insurance also tried to call them but there was no answer. So we had to hire someone else to take care of the heating thing because we had no heat for winter.
When the heating season was over, the air conditioner wouldn't work. It was just one thing after another with that company that they sent out here. So we put in a claim about the air conditioner not working. They sent out the guy and he was fantastic. He was the best that they sent out. Because with whoever they sent before, you had to go behind them and correct what they had done. American Home Shield is trying to hire good people, but they're horrible. We had the garbage disposal messed up one time. They were trying to get the job right, but it wasn't right. So I was really thinking about switching from American Home Shield until this last guy came out.

American Home Shield is a good service. But if a light goes out all of a sudden, they don't fix light bulbs and certain things. For example, the grommet in the washer and dryer got a bunch of mold on it. So we called them. They sent a technician and I paid them their upfront fee, which is now $100, and then they turn around and told me that they don't cover that part of the washer. So either you cover the washer entirely or you don't cover at all.
I also had a claim when my system wasn't cooling down. I'd set the heater up at 72 and it wouldn't register any higher than 62. Something wasn't connected when it was fully installed. So the tech connected it for me. That claim was okay. All in all, I'm pretty satisfied with American Home Shield. I wish they'd let me know that they're gonna raise the fee though because you pay $70 every time they call and, all of a sudden, it's $100.
