American Home Shield has sent out technicians around three times. They were able to fix the pieces that we needed. The last trip out, they said it was not associated with the job that they had done. It was the water pressure in my kitchen. However, prior to them changing out the garbage disposal, we didn’t have that issue. But after they changed it, all of a sudden, they said that maybe the line is clogged. But other than that, their customer service and all those pieces were fine. Everything is good except for the water pressure, which they said we had to create a new ticket. Also, stop raising the price.

AHS is a good company and they come out and do what they're supposed to. Whatever I ask or request to be done, they are on point. They take care of it.
Customer service is fine. They make sure I know the company that’s coming out, and the company they say is coming out comes out. I have no problem whatsoever.
I will recommend them to other homeowners because when I call them and explain to them what's going on, they understand me and they ask me before I get off the line If there’s anything else they can help me with. They’re re very, very nice and I have no problem with them. I've been dealing with them for over 20 something years. As far as the rates, I understand that things go up, but I would keep American Home Shield and pay whatever.
We appreciate your business and value your feedback. If there is anything else we can do for you, please let us know.

American Home Shield has been very good for us. I've had it now for more than two years, and my daughter has been using it. Some of our stuff was getting a little bit older and needed more protection, that's why I went with it. They're a good product to have available for equipment that may sometimes need to be repaired that would be costly.
Coverage is pretty good, and the price is fine. There are a few things that could be better.
Sometimes it takes a long time to get something taken care of. They have certain protocols they need to go through to do things. There have been a few communication problems, mostly with them directing my concern to someone who will take care of it. I do have their number, so I call them and they answer. I hardly go to the website.
They have certain contractors that they use, most of whom are good. Fleshers Refrigeration LLC is a very good place to go for refrigeration work. I've always had good faith in them. I don't remember having any concerns.
What I had a problem with was the work on my dishwasher, which took a long time. The guy said he wouldn't do one thing until another was done because it wasn't his place to do it. It was a plumbing problem. It took quite a while to get the parts for it because they found out that he hadn’t ordered enough parts. They didn’t give a full breakdown of what is going to happen, such as where the parts will be sent. It’s still leaking water every time it washes dishes, so I need to call American Home Shield back. I will do that today.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

The online process for American Home Shield is pretty much self-explanatory and very easy. When I put in a service request, it’s always fast for someone to reach out, and I just submitted my claim online. Most recently, I had Thermodynamic come out because I wanted service on my AC units to prepare for the summer. The technician was very knowledgeable and very good. He even told me that the previous work on my downstairs unit hadn't been done correctly. He said it wasn't really that technician's fault, becaus a younger person wouldn't have the same knowledge as someone who's been in the career for 20-plus years.
I’ve had American Home Shield since 2021. Back then, I was a new homeowner and I knew repairs get costly when you’re dealing with HVAC issues, so I just wanted to be prepared and keep things affordable. I really wish that when you do a claim, you were able to request that same person.
The problem is that I started out paying $50 a month, and now I’m at $120. It’s pricey and I’m not using it that much, so I’ve been thinking about going with someone else. I’m definitely looking for a company that’s more affordable.

American Home Shield provides us with good quality service. If we need electrical or plumbing or whatever, they seek out the best craftsmen to answer the call. If there is a follow-up problem, they come back. We just had them out for my refrigerator, but we do need to call them back because it's on the fritz again, and we know there won't be any problems. And not only the craftsmen they send to the home, but they themselves are always courteous on the phone and willing to work with us. Their customer service is just outstanding. Our son lives in Arizona, and we recommended American Home Shield when he bought his first home.

I’m not happy with their service. I don’t know if my dishwasher is gonna get fixed or replaced.
The first time the guy came out, he said it was a filter. He was going to order a part. After he left, my cycle stalled, so I called him again. When he later came back out to look at it, he said it was a cabinet leak and that it couldn’t be fixed.
It’s been three weeks, and neither American Home Shield nor I have heard anything from that technician. I’ve made numerous calls, left voicemails and texted him. When I talked to AHS, the guy said they were waiting on him to order a part.
I have been online to check out the status of my request. While American Home Shield did their part, the subcontractors I’m not happy with reflect on AHS as well. The last contractor that came out from All Star Appliances makes them look bad, like the job can’t be done.
I was told by a prior client that once she actually got service done, her monthly premiums went up, so I’m hoping that’s not the case for me.

The air conditioner wasn't blowing either hot air or cold air, so AHS sent an HVAC company and they checked. They said that the problem was electrical. It has nothing to do with HVAC or the unit. The unit was good.
I made an appointment with the electrical contractors. They came and they fixed it. A fuse in the panel had overheated and melted. That's what the first guy had said. That's what they fixed, and it worked.
I really haven't encountered any difficulty or any issues with AHS. I like the flexibility, and the time it takes to get somebody to come to me is really quick. The person that I spoke to was very knowledgeable. He was kind and he knew his stuff.

I had several issues going on with the stove. The oven was not heating to temperature. Some days, it would get hot. Other times, it would not. Sometimes it would take 45 minutes to an hour to make a 20-minute pizza.
Then, my five-burner stove had two burners that needed to be lit with a lighter, and the middle one only lit halfway. He was able to fix the stove issues completely altogether, and he had to come back out once he ordered the material. My oven now is working perfectly fine.
Also, the dishwasher wouldn’t start. As soon as I hit start to wash, it kept on cutting off, and I had to keep on hitting start for it to wash and go through a cycle. He fixed that, but I realized once it was able to start and run, it wasn’t drying the dishes.
I had him come back out, and he told me to keep an eye out for the dryer part. I haven’t really run it that much. I was going to run it again this weekend. He replaced the heating element at the bottom. He said that may not be the issue, that may be a symptom of another issue. He said he may have to come back out one more time. The technician was extremely friendly, knowledgeable, very respectful, and awesome.
I love American Home Shield. I recommended it to my mom who actually signed up last month. My son just bought a house, but it’s underneath their warranty that’s with the house. But as soon as that is getting close to the end, he’s going to sign up with American Home Shield.
My nephew bought a home, and I told him that he needs to get American Home Shield because if something breaks down altogether, they come out fast and fix multiple things in one room. They’re very friendly and helpful. I’ve had nothing but good things from American Home Shield.
Dear Nichole,
We greatly appreciate your loyalty to us and thank you again for sharing your experience. It's good to hear our service technician made you feel comfortable to allow them into your space.

I’ve been with American Home Shield for three years. I like their website, and the price is reasonable. I made a request for someone to come out and look at updating my central air to a new unit. Everyday Heating and Cooling was fine. It was a young man who came out. He did his inspection. He only took 10 minutes, got everything he needed, and then left. He said they would get in touch with me. They were just giving me a quote for what it would cost to replace the unit. American Home Shield was supposed to give me a discount because I'm a paying customer. But I decided to use a different company.

The guy from Aloha AC & Heating who came was really nice and very professional. I was very happy with his service and how he explained everything to me. He told me about next steps. The only problem is that the next steps have not happened yet. They needed to fix something in my air conditioning system, and this guy was going to ask his manager and talk about it. That's why I'm waiting for them to contact me but it's been a couple of weeks.
I’ve had American Home Shield for about five years already. Their customer service has been nice, but if they don't cover what I need, I don’t know if it pays off based on the things that have happened in my house, the claims that I have made, what they have covered and what they haven't. I wouldn't do it again.

I have American Home Shield for more or less four years now and the rates have gone up. I understand they have to raise their prices. I wish I could go back to the $69.99 instead of $85, but it's been fine.
I've only had two claims so far. They had to put in a new water heater for me. I was allowed to call a local service person. And it went very well. There was a little problem there for a while. But they would always come back and check everything. So, it wasn't anything bad. It didn't have anything to do with Home Shield or the service people they use. They didn't have anybody close enough to come and do it.
I also filed a claim for my dryer and that went well too. They had to order a part. And the serviceman was very nice. And I appreciated that. So far, everything's good.
I got a thing in the mail just recently about roofing since we have had a lot of wind and rain here. Once this windy weather is over, I'm going to have my roofs checked. I read something in that information from Home Shield that they would pay $1,000 on a roof if there was damage.
We appreciate your business and value your feedback. Thanks for letting us know you've had a positive experience with us. If there is anything else we can do for you, please let us know.

My dryer was not heating, so I put in a work order. American Home Shield assigned Sears. They texted me, asking if I could give them the manufacturer number of the dryer so they could order parts. They ordered it, and it got sent to my house, but they never came out. The dryer is still sitting there. I’ve had American Home Shield for four years, and I never had this problem where a tech is not showing up. It’s not their fault since they just go with the process, but I expect stuff to get done.
I had four appointments set up. They said that for the first two or three weeks they couldn’t find the parts and something was on back order, so they kept changing my appointment. The first time, my wife and I took off work and waited all day. They never showed up and never updated their app. I called them, and they just said they will reschedule it. The next time, they called and told me they had an opening. I told my wife, and she went home right after she got off work. The dude did not come and ended up canceling the order. They said he wasn’t in the area but that they will be able to get it done that day.
I then called American Home Shield, and they had Sears come again. My wife can’t keep leaving work, so I asked them to come at 3:00 or 3:30. My wife was home by 3:00. They called me at 10:30 and said they’re 20 minutes away. That didn’t work out. We made an appointment again and got it all set for 7:00 to 6:00. My wife was already home. It was getting around 3:00, and they didn’t show up. I called American Home Shield to make sure, and they said Sears was definitely on schedule. The app wasn't updating, so I called them back. They said something happened with the tech and they're trying to get another one to come out. At that point, I knew there wasn’t another tech coming.

American Home Shield sent a contractor out for the hot water heater. I placed the claim over the phone and I just talked to the automatic service. The contractors were good and nice. What I'm not liking about American Home Shield at this point is they don't have that many contractors. I was out of hot water for a week. I also pay them every month, but I had to still pay almost $800 to bring it up to code. At this point, I am questioning the need for American Home Shield.
That was just like with the refrigerator. They did just replace the refrigerator, but it took a couple of times and a couple of days in between. It was a long wait with that. They also need to get some vendors that can work some weekends because we work through the week.

When the heating first started making noise, I called BGE because I was worried it might be a gas leak. BGE came out, tagged it, and told me to get a technician. I told the technician what BGE said they thought the issue was, since they had identified the part that needed fixing. But he acted like I was lying and not telling the truth, so I had to show him the BGE tag.
On top of that, the technician broke the cover over the part he was fixing. Then he had the nerve to ask me for black tape like it was no big deal. I asked him who was going to fix it, and he said he could probably find one lying around at the office. I called the office and reported that he broke it, and they told me they would bring a replacement cover.
He thought he had fixed it, but he hadn’t, so he had to come back a second time and fix it. I haven’t had any problems since. I just didn’t like his attitude. He acted like, “Ma’am, you don’t know what you’re talking about.”
He kept saying he’d been a technician for 10 or 15 years. That doesn’t matter to me. I’ve had my house for over 20 years, so I know my property. He was very rude. The technician was from Maryland Mechanical Heating & Cooling.

We get a variety of service calls with American Home Shield. They've come out to do a preseason check on our AC and we've recently had calls on our dishwasher and washing machine. The problem we've had with Home Shield is they tend to just come back and do repairs if it breaks down. So we do repeated calls.
We've had three visits out here in the past few weeks for our washing machine and they keep replacing parts on it. The contractor said it needs to be replaced, but Home Shield keeps putting off replacing it. They just want to nickel-and-dime and put new parts in.
We also had an issue with the microwave a year or two ago. We kept having repair guys come out and they kept saying they couldn't fix it. We finally got American Home Shield to replace it, but it took four to five visits. It was just a real nightmare for us.
That's the problem we've had with Home Shield. They tend to do the minimal repairs and it'll be fixed, then they come back again a week later. That's been a big complaint for Home Shield. They don't really seem to want to get things fixed on a permanent basis.
The technicians do the best they can. I have no complaints with any of them. They're cooperative. It's just they know the old appliances need to be replaced and they have told us that Home Shield ignores the recommendations. That's been our experience with Home Shield. It's not been real good.

It’s our 4th house that we have covered with American Home Shield in 10 years. As a Realtor I have many customers who have had experiences with different home warranties, I can compare to theirs and find that American Home Shield is more accommodating. Oftentimes, I hear customers have to fight with their insurance companies to get coverage, and I've never had that experience with American Home Shield. They've always been very helpful and there’s nothing I could think of where I was frustrated that they didn't cover it.
We had some plumbing issues, and the gentleman who came out said it was a pool issue. The pool guy came out and said it was a plumbing issue. I called the plumbing company back, they sent him back, he was able to fix it, and everything's been great since he left. So even though there was some miscommunication about who should be responsible, it ultimately got fixed, and it was no problem. I appreciate the new online booking option because if I did have a complaint, I would’ve probably been hold had I called.

I wouldn’t advise anybody to deal with first contractor who was out. I waited for them. A gentleman came dressed in all black, and I was standing at the door. I asked him who was he and his name, and he just tried to walk in. I was like, “Excuse me? Who are you?” He just stood there and stared at me. And he said, “A Town.” I was like, “What is that? Do you have a badge? A uniform?” He just looked and left, and when I called them, they didn’t care.
My washer would not spin out all of the water, and the second contractor had a part that needed to be ordered. I called, and American Home Shield made the appointment. They called the contractor and said that I’m supposed to have an appointment tomorrow. I like the idea of having protection on the products that are in my home, and knowing that there's somebody I can call that will find me the right service to take care of it.
My latest claim with AHS was with my oven that was not keeping temperature. I submitted it online, which I fund easy to do even if I’m 75. I have not had an issue with any of the contractors that they have brought out. They've all been very courteous, knowledgeable, polite.
My oven is fine now. Things are cooking at a better timing. Something that should have taken 20 minutes was taking an hour. It was about 20 degrees low, so it was an issue.
I like the quick response from AHS. Unfortunately, it seems everything happens for me on weekends, so I'm not getting an immediate response. But that's certainly not their fault. I hear from AHS immediately on Monday. I will receive a text telling me that someone will be in contact quite quickly. But I'm not always told who that's going to be at that time. But my claim has been acknowledged that someone will be contacting me after the weekend.

The ice maker on my fridge stopped working, so I submitted a claim with American Home Shield. The service was done correctly, but we had to wait before it got fixed. The first visit happened the same day I called. But then it took 12 days for them to come back.
I called on the seventh or eighth day after the first visit to ask why it was taking so long. The guy over the phone was a little rude and told me that I have to wait. He wasn’t kind enough to explain it to me. We use ice every day for every meal, so a good explanation would have been really appreciated.
I would like to have the option to choose another vendor that could provide the service instead of just sending one that is closer to here. I wish I could choose between two or three others myself. I’m happy with American Home Shield, but I’m not really happy with the service provided by the company they sent.

There was a blockage in the main line. I couldn't use the bathroom, toilet, or shower. It is a known problem and I’ve had it taken care of three times. There’s a flaw in the system. I used the American Home Shield website to put in a request, and it was very easy to use. The turnaround time was very quick. Budget Rooter came the same day and it took them 30-45 minutes.
I've been very pleased with American Home Shield. I recommend them. I'm also a Realtor and I've used them a lot in the past. However, I've switched over to another company for my clients. I'm also switching over to this other company because they're cheaper. Also, because I'm an agent, this other company is able to offer me a substantial discount. AHS is a little expensive. Their price went up considerably, so I was surprised.

I filed a claim to American Home Shield for a broken Thermador dishwasher. The first company they sent came out three to four times I don't think the guy knew what he was doing. He came and fixed it, but it's still not fixed and it's still has the same error code.
American Home Shield then switched to Appliance Worx. They came out, reviewed it, ordered parts, and came back out. They've been out three times and replaced the motherboard, pump, and the cord. We figured that had to fix it, but it didn't.
So I have to call and wait for their lead technician to come out before they can say that they need to get an actual Thermador repairman. That's where we are and I'm not happy with it at all.
From the comments that I've heard from other people, American Home Shield just wants to wear us down with repairs until we decide to settle and they only give a few hundred dollars. I'm not about to accept a few hundred dollars to just stop fooling with it.
AHS should have been involved and somebody should be monitoring it. I bought the top plan because all of my appliances are Thermador or Viking and they're pricey. I just expected better.

Five relatives of mine had already suggested that I should not go with American Home Shield because the company gives lame excuses to deny work orders. But the sales guy said that they had changed, there are no more lame excuses, and they will just cover it when there is a problem. I thought they might have changed, but they didn’t. We had the worst customer experience with American Home Shield.
First, I had a problem with my garage door when it got off the track while I was opening it. It was an expense of $50. When they sent a garage door guy to fix it, I told him to just take a screwdriver and fix it. But he said no because getting the garage door back on track costs $900. They only cover the electronics of the garage door but they don’t work on the manual parts. This is a lame excuse.
In a similar situation, they sent a tune-up guy to clean some parts of the AC. But the technician said that tune-up means checking the problem in the AC and informing me that I would have a cost of $3,000 to maintain my AC. He refused to clean it because American Home Shield doesn't cover the maintenance. I never knew that until I got to the problem. These guys are saying that I have to maintain the appliance.
If you get into a car accident and your car is damaged, a mechanic will come and see. “Oh, you don't have oil in your engine, because of which your car got into an accident. Okay. We will not cover your accident.”
My whole intention in keeping American Home Shield was to have peace of mind. When I have a problem, they will fix it. But it seems that in case I might have an electrical problem, they might not cover it because I did not have this particular socket in my electrical panel. If I have a plumbing issue, they might say that there was rust on the pipes, which I would not know about until I dig the ground. They would say that I should have maintained the pipes for them to cover it. That's how I experienced American Home Shield, and I did not like that. This is not how insurance works. When you have a problem, the insurance should fix that problem, rather than giving an excuse.
I'm not going to keep the other customers in the dark, saying that American Home Shield is going to work. I have made sure that I posted this on 10 different social media platforms, and have given this review to my relatives to ensure nobody takes American Home Shield.

I had some leaks, so I called American Home Shield. They came out and found that my faucets either wouldn’t turn on or were leaking. The contractors worked with me and replaced them, and everything has been working since.
I wasn’t pleased with how my water heater was handled. I’ve paid a lot in monthly fees, and I still had to pay quite a bit for the installation. That’s the one thing I wasn’t happy with. I think American Home Shield should have covered more than they did.
They replaced the water heater, but they didn’t cover anything beyond that. I ended up paying over $1,400 out-of-pocket, and I don’t think that was fair. That made me consider looking elsewhere. Patriot Plumbing did what they were supposed to do, but I still don’t like that I had to pay so much myself. Coming out of pocket for that amount really hurt me financially.
I had to rush to get everything together because I was without a water heater for about a week. It took time for the part to be ordered and delivered, then American Home Shield took a few more days to approve it. After all that, they came back with a huge amount that I had to pay out-of-pocket. I really think something needs to be done about that.
When I called to ask why I was paying so much, it didn’t help. That was the only really bad experience I had with them. The phone representatives just read notes back to me instead of listening. I told them they didn’t need to repeat everything. I understood what was going on. But they put you in a spot where you have no choice, because you need your water heater fixed.
I had to boil water and carry it up and down the stairs every day just to take a bath while it was being fixed. I wasn’t going to get a hotel because that would’ve been more expensive, especially when everything else in the house was working. I hope they refund me some of the money I paid. Overall, American Home Shield is good. Sometimes they’re a little slow getting things done, but most of the time they’re okay.

This was the second service call for the AC since August. I’ve apparently lost Freon, and this is the second time it’s been recharged. The technician refilled the Freon but didn’t diagnose the leak. I had another company come out, and they found the leak in the coils. They wanted $5,600 to repair it, which should have been covered by the warranty.
If I’m being charged twice in less than a year for the same issue, they should be diagnosing the problem, and they didn’t. I paid $80 out-of-pocket to get a proper diagnosis. American Home Shield didn’t do anything. The technician just added Freon and left. We already know the root cause is the condenser coil.
I’ve had other incidents too. I had a technician come out today through American Home Shield to fix my washing machine, and I’d been without it for 11 days. He replaced the timer and then said, “Oh, you tried to fix this. We need to contact American Home Shield.”
I told him I didn’t try to fix it. I only looked up how to fix it, realized there was nothing I could do as a user, and left it alone. But he kept insisting that I had tried to fix it.
After that, he uninstalled the timer and took it with him. I still don’t have a working washing machine. I contacted American Home Shield, and they told me I have to wait another two days before they can do anything.
I’ve been going to the laundromat, and it’s inconvenient. I have a washing machine, but I’m still paying the service fee and the monthly fee, and I’m not getting the service I paid for. I wouldn’t mind dealing with this for a week, but it’s been going on for 11 days now.
They ordered the part on a Friday, but they already knew what was wrong on Monday. I don’t understand why it took four days to order it. If they had ordered it on Monday, it could have been fixed by Friday.
They need to better evaluate the technicians they send out. I previously had a technician who fixed my ice maker and did a great job. But the technician they sent from Diaz N Sons was absolutely horrible, and that’s why my washing machine still doesn’t work.
If you look up Diaz N Sons in Tucson on Yelp, they have a 1.6 rating. The same thing they did to me, they’ve done to other people, so I know I’m not the only one having problems with American Home Shield. On the other hand, the company that fixed my ice maker, GBR Repair, was outstanding. I would give GBR a five‑star rating.

The most recent service I had with American Home Shield was for a cut-off fuse. Customer support was very good and professional. The technician was on time, explained what went wrong, did what he needed to do, and showed me where the trigger was to turn it back on if it happens again. I used to have American Home Shield years ago, and I had a bunch of problems with them. I had a condo in Rialto and the air conditioner broke and because the air conditioner was up on the second-story roof, the technicians sent out didn’t want to go up there. So, they charged me money and I never got anything done. Now that I live in a one-story place, when I had a problem with my air conditioner, he came right away and took care of it. I've already told my brother that American Home Shield is worth having.

I will have been with American Home Shield for seven years this year, and it's worked out for me except for this time. I have not had any heat in weeks. I've been waiting for the service guy to come back. I've called several times to to get the guy to come back and still haven't heard anything.
He was great the first time. He was scheduled to come back with the part, but I didn't know that. I called to see if he was coming back then when I got somebody on the line, she said, he had just left. But a day or two later, he had not come. So I called back and she said, "Well, I don't know why I told you he was coming, because we don't have the part yet.“ That was four weeks ago. So I have been doing without heat. Thank goodness it's warming up.
American Home Shield is quick usually. The part coming in is not their fault. The cost has gone up exponentially since I first joined. I went from paying $50 to paying $150. For it just to be a dispatch service to begin with, it's a little expensive for me. But it's been worth it to me to keep it. They have been fantastic. It was easy filing the claim online too. I did it straight from my phone.

We reach out to AHS on the phone. Normally, it’s very nice. Customer service is always great, but the time that I got to wait for someone to get out here, that's the problem.
I'm not the type of person who likes to change a lot unless it's something very serious. When I started with them, I got service right away. But the longer I've been with them, the service has changed tremendously, getting poorer and poorer. I had family, friends, and folks I worked with who had AHS. Because of the length of time they had to wait, they canceled the contract. Also, you gotta pay $125 to get someone out here, then pay AHS that $100 a month. I'm not worried too much about it anymore because I'm getting ready to sell my home and cancel out.

I’ve been with AHS for a year and I recently had a claim with them which was good. I liked the technician, his name was Roy but neither he nor American Home Shield couldn’t get the part needed. The only issue was he didn’t follow up to tell me the stove would have to be replaced. I got a check in the mail that it didn’t cover the cost, which caused a lot of confusion.
It may not have been his job to tell me anything, but nobody from American Home Shield called to explain, “This is how it’s going to work, you can either take a stove from us or take a check.” The way to fix this is for someone to make a phone call, rather than relying on email, which can go to spam. That’s what went wrong in the beginning.
It took a couple of months to resolve the issue because I never got the email. Due to California law, a check was sent to me, but it wasn’t enough to buy a stove. I shopped around and then realized the people I called at American Home Shield were horrible.
They were just saying, I have to pay the difference and all that. But when I finally escalated it to someone who knew what they were talking about, I learned that I didn’t have to accept the payment, you could have sent a stove. That’s what we ultimately did, but it took way more time than it should have.
It took a while and many calls, talking to people who couldn’t explain my options. I kept asking how I can get a stove for this specific amount but nobody ever said that they can send me a stove under my warranty.
The stove that I received is not the same, it’s not as good a brand. I had an LG, and now it’s a GE. Even though they say your claim for each appliance is up to $2,000, they don’t actually give you that budget, and I never understood why.
Ultimately, things were resolved, but the process was frustrating. Communication wasn’t what it should be. Whenever an appliance is being replaced, American Home Shield should call the policyholder to explain the options, not just rely on email.

The process was really easy, was painless, should I say. I haven't had any problems. The contractor was great. What I like most about the service was they're very personable. They really led and guided me in the right way. Even when they actually paid for the compressor, they did tell me about the Freon, and they helped me to understand that there was something outside of American Home Shield. I had a preventative maintenance screening done by someone sent out by American Home Shield. I called them up to submit a claim. The technician checked my air conditioner, the heating part, and the unit on the outside of the house. Everything was good.
A lot of times when I call somebody out, I ask for a certain person who has been coming out so I can get the same person because I like their work and their professionalism.
The service can be improved more when you're really in need, especially for seniors and older people. I had a situation where my heater went out during the weekend around a holiday. They kept sending me people who said they were coming, but nobody came. When I called back and told them nobody showed up, I was transferred to another place and they didn’t call either.
I’ve been with American Home Shield for a long time. I like the coverage that I have, but it’s high. I know everybody raises their prices every year because parts cost more money, but they raised it too much at one time and I don’t like that. Some places might raise it $10 to $15, but they raised it $25 to $30. That’s a lot. I am considering leaving, although it might be the same thing if I go to somebody else.

The most recent service was absolutely one of the best deals that I've ever had with American Home Shield. The garage door wouldn’t stay closed, when I closed it with the remote, and even when I tried to close it manually. It just kept opening. I called American Home Shield, and they sent Sesame out. They showed me what was wrong with it and replaced the part, lubricated the chain and the wheels that go up and down the side rails, and it's been working great ever since. This particular time, everything was extremely easy.
I've had nightmares with American Home Shield in the past mainly when it came to air conditioning issues. One of the reasons that I had a home warranty company to start with, especially here in Arizona, air conditioning units are expensive to fix or replace. They've been out, at least once a year, for the last five years, and this thing should have been replaced a long time ago, but they've never replaced it. They just keep bubble gumming it back together. I know I’ve got an air conditioning situation coming within the next three, and every time they’ve sent an air conditioning person out, there's only so many things American Home Shield covers. They don't cover Freon and that's an $800 bill every time somebody comes out to replace Freon. Based on what they sold me on, they should’ve replaced my air conditioning system years ago. The money that I've paid out since then, I probably could have bought a new air conditioning unit, and that's the part I'm really frustrated with.

The first plumber that they sent out was horrible. They did what they had to do, but they were trying to upsell and then rip my mother off. The Campbell folks had to come in and clean up their mess and they did it very quickly.
But if you know American Home Shield, everything that they do is difficult. Every single time I call, I end up in escalations because the people that are on the front lines are incompetent. When a claim is done, you're gonna have a hard time and not gonna be able to get it pushed through. I recommended it to my neighbor and she quit. They deny claims. I had two claim requests with American Home Shield. The HVAC was fine. The gentleman was professional and fixed that so quickly. His services was impeccable. I would highly recommend that contractor. The real problem I had was with the water heater. Our tankless water heater gave us an error message, so we called AHS. They sent out a company, and that company said that we needed to have a replacement. They went back to AHS to tell them the situation and their recommendation. AHS was supposed to order it.
I kept calling and asking if AHS had ordered the water heater. They said that they were waiting for their parts department to approve it and told us what our out-of-pocket cost would be. They also said that somebody will let me know when the vendor will be notified that the product is being sent to them. None of that happened. I had to keep calling them to find out what was happening. It took too long for them to approve it even though they knew that it was an emergency.
AHS finally let me know that they sent the new water heater to the company. But the company claimed that they had not received it. It was bizarre. Also, when their employees came, they dropped a cigarette on my rug. I picked it up, and I really didn’t want to do that because it was really nasty. They used my toilet downstairs, left the toilet seat up, and didn’t even ask me if it was okay for them to use my toilet. I was very, very disappointed with that company's service.

I’ve recently used AHS for my dryer and they sent Premier Appliance. They’ve been out three times for my dryer. The first time, a few years ago, the drum wasn’t spinning, and they fixed it. Recently, they came twice more. I’m not even sure if it was the same company.
The first time they came out, the dryer was making a crazy noise, and he fixed that. After he left, I called back saying it wasn’t drying, but when he came to check, it was heating properly. A few months later, the heating issue went out, and it stopped drying again.
To be honest, the contractors are a hit-or-miss. When I say hit-or-miss, it’s because I’ve used a home warranty company more in the past year and a half than before. The plumbers came out for a ceiling, they were awesome. They came quickly, explained what was wrong, fixed it, and left. The dryer people came out once. They also sent someone to do a home checkup, a seasonal tune-up for the HVAC system.
The screening, I’m not really sure what that consisted of.The person who came just walked through, looked at my thermostat, didn’t move anything or say much, then went outside and said it looks good. I called the company and asked what it consisted of. I've had one before, and they said that my coils are dirty, and I need to do this, or check my filter and they've done that.
The last person who came out, I was like, “I would never use that company again.” He just did a walk-through, and it was a waste of my time being home for something I could have handled over the phone. When I called back, the lady asked what I wanted them to do. I said not to worry about it. It was free, so I decided to have someone else handle it properly. That’s what I mean by hit-or-miss.
495 Garage Doors came out, and I ended up paying about $500. He said something was wrong with my track, so it wasn’t covered. I had a spring replaced on the other side before, not through the warranty, and it cost about $500. That one lasted several years, since I first moved into my house, around 10 or 12 years ago. This new one hasn’t even lasted a year.
They’re sending the same people again, We’ll see how it goes when they come out again.
We appreciate your feedback to help us learn areas of improvement for the better of our customers. We hope you continue to enjoy AHS and the customer service we provide.

AHS is a good company. They’re responsive, but the coverage, to me, is a little lax. When I had to have Freon put in, they only covered $10. The whole point of having a home warranty is to assist with the cost. But they covered only $10 and I think I had to pay over $200. So, to me, it doesn't really align with what I’m paying. Every little bit helps, but one would think that they would cover more of it.
We appreciate the fantastic review and are glad we could be of service. We thank you for seeing past any shortcomings to share your positive experience. If you have any further needs or questions, please reach out to us again.

The guy from K & W Heating and Air said he had fixed it. The outside fan wasn't working on the air conditioning unit, and the inside was just blowing like a ceiling fan was on. We’ve had several things done through American Home Shield over the 18 months I've been with them, and I've had a really good experience. I called them up to file the claim this time because I wasn't entirely sure what was all covered. Their customer service was very good and the process was convenient.
They sent Quandt Plumbing out pretty quickly to look at our sump pump system because it broke down and wasn't operating properly. When the technicians arrived, they didn't have everything they needed, so it ended up taking a little longer than it probably should have, but they did get everything done.

My AC wasn’t coming on at all because a fuse or something was broken. I submitted a claim online with American Home Shield, and they sent out a technician who had the parts in his truck and fixed the issue in about 30–40 minutes. Everything is working perfectly now, even better than before. He was very professional and knowledgeable. I’ve worked with some technicians who were horrible and some who were good, and these guys were good.
I’ve used American Home Shield since I bought my first home in Dallas many years ago, and I had a good experience, so I used them again for my new home in Houston. Everything that I needed coverage on, they covered, and the price is good overall.
My main concern, though, is that there are always hidden costs, like this is out of date or needs to be up to code. Also, they should have their own service techs so they can make money and give us better cost savings. If you're dealing with all this stuff, like an AC, it's really expensive. And some of these guys will keep coming out here and servicing the equipment until it breaks just so that they can sell us their equipment, which is not cool either. I also wish that they would show loyalty to some of your customers who come back and renew.
We appreciate your business and value your feedback. Thanks for sharing that our process has been straightforward and smoth. If there is anything else we can do for you, please let us know.

My washing machine wouldn’t wash and didn’t go into the spin cycle. It would lock up on the spin cycle and wouldn’t do anything else, so I called American Home Shield through their automated system to submit a claim. They gave me the name, phone number, and what time the contractor was going to show up. The contractor called when he was on his way, came in, introduced himself, and asked what the washer was doing. I told him that when it was in the spinning cycle, it was making noise but wasn’t doing anything.
After that, he checked things out, turned it on, and heard the noise. It did the same thing we described, so he didn’t have to recreate the problem. He took it apart and found the pieces that were broken and needed to be replaced. They didn’t have the part, so they ordered it and called me back to set up another appointment to install it. Now, the washer is working properly.
Overall, American Home Shield does good work, but the price is too high. Because of that, I wouldn’t refer them to anybody, and as a matter of fact, I’m getting ready to cancel them. So far, I’ve had no problem with them getting the people we need. They seem to have very well-experienced people for whatever reason I need. They’re good to have, but it’s not good when it goes up to over $100 a month.
We appreciate your feedback to help us learn areas of improvement for the better of our customers. We hope you continue to enjoy AHS and the customer service we provide.

They’re waiting on the part. It’s been on backorder for almost a month, and they still haven’t received it or found a replacement. They said they don’t handle replacements. They’re the ones who replace the equipment if they can’t find the parts.

I had two vendors from AHS come out for different things. I had a great experience with the one with the plumber. The guy was very professional. He tried to snake with a smaller snake, but that didn't work. He had a lot of items in his truck that he had to move to get to the bigger snake. He did all that, but he wasn't able to fix the problem. I knew it was a difficult problem to get to, but he was out there for quite some time.
The claim process is good, but once, I used a vendor before that was able to fix my problem. And when I reached out to that vendor, they said to call you guys. But when I called you guys, they said that there was no spots open even though the vendor old me they were available. There should be some type of resolution with that. I know that you guys have to give business to everybody. However, it would make me feel better to use that same company that was able to diagnose and fix the problem for me, because they were familiar with it.

I have a plan that came when I bought the house. So pretty much everything’s covered. Recently, the technician came early and within my appointment window. The guy was professional and explained to me what I could do to preserve my HVAC and made some recommendations on filters. My system was aging out so I’m just waiting for it to break down so Home Shield can replace it.
I’ve only had to do one major repair back in 2021. There was a freeze with the evaporator coil. It was a known manufacturer defect and it had a leak. So the company came out but didn’t check it for leaks. They just filled the Freon. So they sent somebody back out and they replaced it. It’s a $2,000 part and I came out of pocket $300. But that’s still a lot better than having to pay full price for the replacement especially in May in Texas.
They’ve gotten a little bit more expensive over the last five years that I’ve had them. At first, it was 625 for the year. So about $60 to $70 a month. And now, it’s $105 a month. But that’s inflation, taxes going up, property value parts going up because of supply chain issues after COVID. I get free checkups from them once or twice a year, and then every other ticket is $100. But everything’s pretty much covered. They replaced my instant disposal last year. I just paid a $100 service call and they sent somebody out and put a new one in. That was pretty good.
I wish it was a little cheaper but I’m not gonna complain about having to pay $100 to get something done that I have no idea how to do. And if I bring somebody in out of pocket, it’s gonna be service call, parts, labor, time and all that so I’m happy with American Home Shield.

I was with American Home Shield for about 14 years but left because the rates got too high. I went to two other companies, which were absolutely horrible, and after two years, I came back.
I like that they offer a free technician service where you can FaceTime a technician with the issue and he can look at it through your phone. If you can fix it yourself, they’ll let you do it without having to file a claim. I’m pretty mechanical, and a lot of times I just need to be told what to do.
When I had a claim for a garage door recently, I FaceTimed a technician because I couldn’t get the door to lift. He identified the broken lifter spring while looking at it through my phone and told me I would need to file a claim and so I did. They came out within two days and put in a new one.
The technician did try to sell me more stuff, like replacing the springs on the other side of the garage door. I'm like, "No, they're not broke.". He said they would probably break. He wanted to sell me more than what American Home Shield was gonna replace. With $350 to put another spring on, I told him that I didn't have the money. That's why I got a warranty.

It was the fourth time we've had an issue with the same oven. I had a lot of questions, and the repairman, Gary, from Gary Appliance Repair answered all of them very patiently.
He came in and told me why it was the way the oven is made and why we always had that particular problem. I guess he had what he needed to have on the truck, and he fixed it in pretty much no time. He made sure to write in his notes that this particular oven has a history.
Well, the first time it happened was before we had American Home Shield. So, we paid out of pocket. They replaced the fan. Within a year, it happened again, and the person didn't do what they're supposed to do, and he ended up replacing the fuse inside the oven.
And then the third time, someone else came in and correctly fixed it. This last time, what happened is that the oven just turned off, and he replaced the thermostat.
It's now working fine because he actually showed me how to adjust some things inside the oven, and its temperature is better. So far, so good. But if this happens one more time, I think we need to just change the oven.
I have to say I like Gary's Repair, Incorporated. They’re really good with everything, and they seemed more detailed than the first company. ,

We used other home warranty companies, but we really prefer American Home Shield. We’ve had them for years, and we’ve always been happy with them. It is expensive, but when we call, they always bring it down.
The recent experience we had was with our disposal, where Advanced Heating and Air came out. And what happened was we had trouble getting AHS to authorize it. The disposal was obviously cracked, and the technician told AHS it was cracked. He said he can put a whole thumbnail in it. And then when he turned it over to AHS, they said it would be a week or 10 days, which was unacceptable. And so, the technician got really upset with them.
This is probably the first time we’ve had a bad incident. I think the person that the technician talked to, to report that the disposal was cracked, seemed to be a young and inexperienced person. And then when my husband got upset with him, they called us back that afternoon and said they’ll be out in an hour. And so, they came back right away and fixed it within an hour.

They assigned Comfort First Heating and Cooling as the contractor, who contacted me to confirm the date. They came out when they said they would two weeks ago. The AC seems to be fine. We haven't turned it on as it hasn't been warm enough yet.
There are some things I know that are not covered. I know my daughter had a terrible experience with them, with a water heater repair, but my experience has been generally good. My furnace was not working so I went on the website and requested somebody to come look at it. The process was easy. But I was not getting emails so I had to go back on to the website to see if somebody was assigned. It showed the phone number so I gave them a call to see when they could come out. The phone call was awkward but it was okay.
The techs came and they ended up replacing the furnace itself. But I was not a fan of these two guys. I’m a smaller woman and I was alone. They were aggressively arguing downstairs in my basement and it made me feel uncomfortable.
One of the techs started the furnace up whenever it was all done and it would set off all of my fire alarms downstairs. He wasn’t shutting them off so I had to go shut them off. But he panicked and I had to tell him to calm down. Another time, the main guy did a loud “Huh” and the other guy shut him up. I didn’t know how I was supposed to report any of it.
Since they came, the furnace has been very loud compared to my old machine. The old one that I had was not as loud. And it seems to have three steps now before it actually starts blowing the warm air. It makes a loud sound and then something clicks a few minutes later. Then it starts a fan and blows the air. I don’t know if that’s how it’s supposed to be but that’s not how my old one works. My old one immediately turned on, blew the air as soon as it turned on.
I’ve had AHS for nine years. When I purchased my house, it was an option for us and we’ve had it since 2016. It’s been good to have to cut down the cost of replacing my HVAC or my air conditioner unit a couple years back. I love that there’s peace of mind that there’s always a coverage and if something goes wrong, I call AHS or put in a request on the website, and somebody comes out in a day to fix it. It’s prompt and I like that.
But I’m not happy that the cost keeps going up. Also, the communications could be improved. I’m not getting letters or emails to let me know whether a charge is going up or something is not covered.
We appreciate your feedback and hope you continue to enjoy American Home Shield!

Liberty Appliance Repair came out and looked at my ice maker and said that I needed a new one. They said that they would order it. And so, they did and then they came back out. And I wasn’t home when they came back out, but my roommate was. The contractor was putting in a new ice maker, but then my roommate had to leave. So, my roommate said, “Are you okay if I leave you in the house by yourself?” And the guy said that he would be fine.
But, when we got home that night, there was an ice maker sitting in a box on the counter, and I did not know if that was the new ice maker or the old one. There was a note that was left telling me to get a filter and where I could go to get it. That filter was about $60 or $70, and American Home Shield should have paid for that, and he should have turned that invoice to them. So, my ice maker is still not working. I called the contractor several times to say that it is still not working, but there was no return call ever. I have called AHS, and they have sent out another company that is now ordering me another ice maker.
When you call them to make a request, the process is easy but they take out $125 of your account immediately before they speak to anybody. I don’t like paying $125 and it used to be $100. I understand why they have to go up, but I wish they had not had to increase their fees when they did. I had two claims, one for a microwave and one for a refrigerator, and the appliance technicians were great. They called within half an hour, showed up when they said they would, and called before they came. They fixed it, so they did great.
I put in a claim for about $1,750, and American Home Shield only paid around $1,600. I’m wondering why the warranty did that. That’s my biggest question. I haven’t had a chance to call and find out why, but they paid less than what they were supposed to pay.
It took a couple of months to get them to even recognize that I had a claim and finally pay me. Then the warranty didn’t pay me the right amount, so I’m not happy with them. But I am happy with the technicians.
We appreciate your feedback and hope you continue to enjoy American Home Shield!

I wanted them to change out the line that go to all three of my sinks. They wanted me to pay extra money out for that, and I feel that that was part of the service. They could change those pop-up things, but they wanted me to pay $480 for the water line in my washer, and they wanted me to pay extra $180 a piece for each thing. I asked, “Why am I paying all this extra money and I pay for the service every month for $24 a month?” Then, he came here and he did absolutely nothing. And I paid $125 for them to come out here for nothing. That was not fair.
They told me that they called American Home Shield while they were here and they were explaining to me that I got to pay all this money out to Circle Plumbing. I got to pay all this money out to them for them to do what needs to be done. So, I ended up getting an outside plumber that only charged me $300 to fix that. That plumber also put a drain pan under my hot water heater.
I had called AHS for my stove too. The contractor told me that the stove door was pulled down 180 degrees, but that happens to stove doors. I wanted them to replace my door, and AHS wouldn’t replace it. American Home Shield would not replace my door. I said, “You fix my burner on the stove, but couldn’t fix my door?” They said I have to reach out to somebody else to get that done.
So, that means I would have to come out of my pocket again to get something done what they could have done. They could have changed that door out, and that’s part of the service. Something about the door was sprung, and if it was sprung, I did not spring it. Doors get bad like that, and they need to come back and do that door. Or they could have even replaced the stove.

For the HVAC issue, the contractor came and just looked at the Freon quickly. They said it has Freon and everything else looked good. But that's all they did. It took him five minutes. I had this kind of service with other companies. When they ask them every year, they would have come, wash, and do this and that. They would take at least 30 minutes. Maybe that's the way these people would think it should be done. I really wasn't so excited about the way they did it.
I'm very happy with the plumber American Home Shield sent though. It took him a little bit long, but it wasn't their fault because they got sick. The gentleman who came eventually was good. The initial visit was back on March 2nd and it's still not fixed. They came out at the beginning of March and said they had to order a part, but a week later, they said they was waiting on American Home Shield. When my wife called American Home Shield two weeks after that, they said they hadn’t even received the order. It just kept being the same thing, David Bennett blaming American Home Shield and them blaming David Bennett.
I’ve had American Home Shield for about three or four years now, and this is one of my most horrible experiences, right along with another guy who does drywall. The drywall guy always comes and complains that he’s sick, he’ll even tell you up front what kind of job he’s gonna do and blame it on being sick.
I ended up calling to speak with a supervisor and I guess it finally got expedited. When I spoke to the person, he said that was because I had had the dryer repaired in October. But it was never fixed since, so they re-opened the claim. The rep was very helpful and she was able to change the accessible options for me.
I got an email with contractor’s phone number and who to contact, and that they would be calling me with an appointment. The tech called me and asked me what I thought was happening, what the problems were, and then he thought over the phone that it was the heating element. And he said he would order me a heating element and they would call me when it came in. They have installed a new heating element, but it is still not working. I spoke to AHS yesterday, and they are dispatching them next Friday to come back.
I’ve been with them almost 20 years. And I, being a single woman, I don’t have the ability to fix things, so that led me to have a warranty. I like that I don’t have to go find a repairman and find parts or buy any new appliance. It’s very nice to have them when things break. I think we were there 45 minutes to an hour while he was waiting to find out if he could work on this pipe. Because this pipe led to the burner, the boiler, and he wasn't sure if that was him or the boiler person. So, after about an hour, he got a notification that he was not to work on that pipe, and it had to be a heating and plumbing guy, heating like an HVAC type person. They called me two hours later, and they were ready to come. But unfortunately, I had already moved on, and I couldn't get back to the house. I was like, “Well, let's schedule for tomorrow or the next day,” which they did, and they showed up. We had to wait another hour for him to speak to the home office to find out if he was supposed to address it or the plumber. Some of the contractors are not the best. So I've had mixed results. The contractor who came out here to fix up my AC did a phenomenal job. Very professional, straightforward, and knew what he was doing. Showed me what I needed to look out for. Performed firsthand maintenance so I wouldn't have to worry for the next six months. I would want them over here every time something happens. Compared to other contractors that have been sent over, Comfort First was more in-depth with the service that they provided and with the explanation of what I need to look out for, and what I need to make sure is covered. The only thing I would hope could improve is the choice of contractors within certain areas for people. With Comfort First, they did everything great. If there were a way I could select them every time for AC services and HVAC unit upkeep, I would want to pick them. But I understand that within the network, some things happen, and conflicts of schedule tend to vary. But if that could be improved to add it into the user interface or the app, I would love that. American Home Shield is by far one of the best home warranties I've had.

I have been a customer with American Home Shield for six years, and this last experience was a little challenging because there was a lack of communication within the organization. For example, we were getting one explanation about the repair from one person, and another from another. We finally got it straightened out. But my biggest complaint about American Home Shield and a lot of companies is that they are outsourcing all the incoming customer calls and the communication is terrible. I cannot understand a lot of the people.
And then when you explain the situation to them, they do not understand the situation. I was fortunate the last time to get a lady in the upper US In the United States, and they were able to take care of the situation right off the bat. There were no ifs and buts, and they took care of the situation, and it was taken care of.
The person that came to do the actual work had to stand here for about two hours waiting to get the confirmation on being able to do the work, but that was after we were able to get in touch with someone stateside. But before then, we were not able to get anything moving, and this is just this one incident with the hot water heater.
Since the COVID, you can’t go in and talk to anybody anymore. They want you to do everything on the phone or online, and I’m a dinosaur. I have a problem with that because I have to figure out if I can trust the people that I’m dealing with. The techs, on the other hand, were absolutely great. They were very knowledgeable, and they analyzed the situation. They said what was needed to be done, and then he passed the information on to American Home Shield three different times to three different individuals.
I feel sorry for the guy because he had to stand here for so long just to get confirmation. And then he was on the clock. I wanted to make sure he got compensated for his time and his travel, because once he left here, he had to go and pick up a hot water heater that they had to pay for, and I had to come out-of-pocket only $50 because I upgraded the tank, and it was a $50 difference.
At first, they didn’t want to upgrade it, and that was because the communication between myself and the people that were outsourced. They couldn’t take care of the situation. They were never able to come up with anybody to solve the problem until the company reached out and was able to contact someone stateside, and then we were able to resolve it within 10 minutes. I like American Home Shield, but the last experience gave me the runaround. It takes just one bad experience to turn something off.

I bought my house in 2023. They initially wanted to set me up with a different home policy as part of the process, but after doing some research, I found that American Home Shield was the best option at the time. So I requested American Home Shield instead of the company they suggested.
This might not be the best example, but I called to cancel my policy because I wasn’t happy with their service. In the two-and-a-half years I’ve been with them, I’ve only submitted two or three claims, and all of them were denied.
As I was cancelling, they tried to make it right and asked if anything was wrong at the moment. I wasn’t planning to submit a claim and was going to hire my own plumber, but I mentioned a gas leak around my pool. They said they’d send someone to check it out free of charge. I agreed, but they ended up denying the claim.
They said it wasn’t covered under my policy. I explained the problem upfront, and they still sent someone out to take a look.
The customer service was difficult to communicate with. It’s always an international representative when you call for regular service. But as soon as you try to cancel, they transfer you to someone I can clearly understand. For routine service calls, though, it’s usually someone overseas.
Nothing against them, it’s just that the accents can make it difficult to communicate. It’s hard for me to understand what they’re saying, and it’s also hard to clearly explain my issue. A lot of the time, it turns into extended back-and-forth before we’re on the same page.
Their website is not user-friendly. You can log in and can see your policy and past history, but my issue was actually finding the full policy details. They kept saying certain things weren’t covered, and I had a very hard time locating the policy to verify that. When I finally found it, the wording was so generic that I felt I had valid arguments for coverage. But they didn't do anything about it.
The most recent issue was with the air conditioning tune-up. Their website says they offer HVAC tune-ups, but there’s no mention of it in the actual policy. When I called to schedule an HVAC tune-up in October, they told me they were only doing heating services at that time and that I’d need to call back in March or April for the air conditioning.I called back in March, and they told me I had already used my tune-up in October, so now it would cost extra. I told them that was ridiculous. They never specified heating or air conditioning—they advertise it as an HVAC tune-up. HVAC includes both heating and air conditioning.
That was the most recent issue I had last month, and it’s really what pushed me to try to cancel because I was just fed up. That’s when they sent the plumber out. He’s actually coming back today to fix it, because I liked him.
I asked for a second opinion two out of the three times I called them out, and both times they refused. That gave me the impression that some of these providers write up whatever they can to avoid doing the work, collect the $100 copay, and then disappear.

American Home Shield always follows through. Whenever we need something fixed, they set appointments, people show up and do a good job. There was a leak in the pipe in my pool, called it in, and they sent out a nice young man from Green 2 Crystal Clear Pools. We had a little problem with the coverage 'cause they took over my other home warranty, and I've always had my pool pump and everything on it and they said I didn’t have it. But they fixed it, they worked with me and got it taken care of.

One thing about American Home Shield is that it takes a while, when you send in the referral, to get something set up. We had a toilet leak that we had to get taken care of the same day. I didn’t feel like I could get that set up through them, so we had to do that on my own. I want that reimbursed.

I made a claim through the app. It was really easy for me to do. It was really straightforward. The contractor called me to confirm the issue and then the date that they were gonna show up. The communication was great and straight to the point. I got both of the springs replaced because the other one was about to break as well. My garage door has been working as intended since the repair. I would recommend American Home Shield to people. It's really fast to get someone out to fix things.

He came back the next day he received the parts, put them in, and the stove is performing fine. He did a good job, and it was prompt service. Sears came out as soon as they could. Fortunately, it was just an annual check for $100. I did that since we're getting into that season. Everything was working good.
American Home Shield did their job as expected. I've known people who got declined for their claim and one of them was my daughter-in-law but it wasn't this company.

The first technician who was sent out by American Home Shield for my kitchen stove moved a lot of wiring. There were a bunch of mice that had gotten under the glass top, and we figured they had chewed through a wire. He got the stove running and left, but when I went to cook supper that night, it went out again. Because of my experience, I asked him not to come back because he made me feel like I didn’t know anything.
After that, AHS sent another person from a different company. He was very nice and treated me like a person. He said the stove was not fixable because the mice had chewed through the wires. He also said it would be settled, and now I’m waiting for them to look through my paperwork to see how much coverage I have.
I’ve been working on this claim for a long time and still don’t have a stove to cook on. I also haven’t received any phone calls or emails about what’s going on. It feels like I’m just sitting here waiting in the dark. It would help if there were more communication about what they’re doing and what they found out about my stove.

I had a claim at American Home Shield, where Jody Millard Heating & Cooling LLC came out. Initially, there was a company that came out, Fletcher Heating & Air. So, Fletcher Heating & Air came out, and then they diagnosed it.
They said that it was the compressor. Then, when they came back. They messed up my fan and said we need to replace it. Now. I asked why they didn't do that when they’re out here. Then they said that there's nothing wrong with it, they’ll take care of it, and I don't have to pay for it.
So they came back, and they replaced the fan, but it started banging around. And the guy told me I could just put a brick on top of it, and that'll stop it. And of course, I kind of went ballistic on him with that, telling me to put a brick on top of my AC unit.
tried to work with them for a little bit to see if they would come back out, because he said they’ll come back and take a look at it. But they refused to fix it.
And so I got back in contact with American Home Shield and asked them if they could send out another company because I didn't want that other company back out there. They were hack guys.
So that's when they sent out this Gary or Jody came out, and they looked at it. They said those guys installed this and that incorrectly, and that a part is messed up. They took videos of this and said they're gonna send it in.
It took weeks for American Home Shield to let me know anything. I kept calling back, and I came to find out that this second company sent a bid in for $13,000. And I'm like, that's kind of a lot of money for an AC unit.
I'm waiting to hear back from them. And after calling back 4 or 5 times, finally American Home Shield told me, they’re not gonna fix it. They’re gonna do basically a buyout-type thing. And I asked how much it was. They told me it was $4,200, they wouldn't pay over $5,000.
I asked why I am not receiving the full value of the $5,000 when I just paid this heating and cooling company $1,200 cash to come out here the first time to fix it, and it's worse off than it was.
And that if they even hold these people accountable or follow up to find out if they went out to one of our customers' homes and jacked up their system. They were like, “We'll check into it,” but I never heard anything else back.
I was very dissatisfied. I am very big on feedback and transparency, and I expressed this to the last person who called me, as I still feel as though I am an American Home Shield customer.
I feel like they don't care about who they send out to your house to work on it. It's just whoever they can sign up for their program.
I looked at some of those guys' reviews, and it is absolutely ridiculous that some of these companies' reviews, like that of Fletcher Heating & Air, the first initial company that came out and butchered my system, their reviews are horrible. There are people on there mentioning the technicians and the general managers by name.
I'm gonna say, customer service represents the company as the first line of defense. They can only give me what their bosses are telling them and what they're trained to do.
They're not gonna be open and forthcoming with you, especially when they continuously put you on hold and go and talk to other people to figure out what to say and what not to say. So I'm disappointed in that as well.
They're not being honest with customers when they call in order to start their contract. I picked between the top two programs, the Platinum and the Gold. When I signed up, I asked the gentleman what the difference was between this policy and the policy that's above this other than the cost.
He specifically told me, and it's in their brochure, “The only difference with the other packet is we pay an additional $1,000 towards any damages to the roof.”
And I said, “Well, if that's the only thing, it's only $1,000, there's no sense in me paying a higher price when I basically get everything in my plan that's in the top-of-the-line plan.” Well, come to find out, that wasn't true.
There's another difference, and one that affected me personally was the charge for Freon to be added to your system. I had to pay $1,200 to get Freon put into my AC unit because I wasn't given the option to know what the differences were in the plan.
They only pay $10 towards Freon per pound. Well, if I had known that, I would have said, “No, let me just go ahead and pay the extra money, and that way, yeah, I'm paying extra money every month, but at least if I need this service, I'll be covered.”
So I'm gonna give that a minus as well, because they're not being forthcoming about the services that they provide. And I thought I was getting a good value for what I pay per month for the plan that I got.
I've been on the website a few times. It was enough to let me know what I needed for my situation. But again, it doesn't give any honest feedback to customers to let them know what you're really buying and what service you're getting.
I'm a business owner myself, so I understand the whole concept of open and transparent. And like I told them, I can't go to my customers and give them some bogus excuse as to why I'm not getting their product moved.
They just get people to sign up and pay the money. I personally just don't think they care. If they do, whatever the situation is, they will. If they don't, they'll just say. Hey, we're gonna buy you out and get rid of you.

My recent claim with American Home Shield was for my refrigerator and oven, and they sent ATL Agile out. They replaced the compressor on the refrigerator. And they pulled a part out of our oven to send in to have it rebuilt about a week ago. Both of those have been worked on at same time by the same company.
I normally submit claims online or over the phone, and their online site is user-friendly. And I didn’t have any problems with the contractors that were sent out. They’ve had to come out a couple of times on some of this stuff. But other than that, they’ve been professional and courteous.
So, AHS has been good, and I’m impressed with them. I like that I don't have to worry about who to call and figure out what’s going on. And they warranty it. So, if there’s a problem, they come right back out. They’re just a little pricey, but I think it’s just kind of good insurance. I pay a little bit each month. But they just had to replace the compressor on the refrigerator, and that was about $800 they had to pay for it.

Valley Plumbing came out for a couple of plumbing issues with my water heater and leakage in the pipe, and they fixed it. The last experience was good, but before that, not always. It's mostly American Home Shield that takes a lot of time to assign a technician. Sometimes it would go for more than a week without assigning and without any update, then I would be informed about what's going on, why there is a delay. And if I'm calling to know the status, it would be a very vague status that they would provide.
Last year when my microwave had an issue, the technician was assigned quickly and they replaced it. When I had an issue with my dishwasher, that went on for maybe four weeks without assigning any technician. I called the technician who fixed my microwave directly and asked him if he services dishwashers and he said yes. I called American Home Shield back and asked them to assign the last technician but they said they can't do that because they don't see them listed. After four weeks, American Home Shield said that they can’t get any technician and I could find one myself. So then I called back the same technician and had him do it. I was without a working dishwasher for more than two months.

I've never had any problems filing a claim with American Home Shield. The contractors normally schedule quickly and come right out. The contractor sent out for my AC was very knowledgeable, answered all my questions, and got me taken care of.
The first couple of ones just came out, and I had some things that were tangled up in the attic area, which I don't go up there. The next one that came out noticed it and explained it to me, and I think they corrected it. So, I probably only had maybe a couple of them that weren’t too knowledgeable.
When I upgraded, I didn’t see much of a difference. But for this year, I've only had to use them once. So far, so good.

My recent claim with our AC was fine. It was a clogged drain, and they Shop-Vacked it. I like the air conditioning company they sent. However, I'm disappointed with American Home Shield, and I'm not sure I'm going to keep it. Many of the companies are subpar, and a lot of things aren't covered when I need them, and it costs a lot of money. For example, my pool's covered, but my hot tub isn't, even though it’s attached to my pool. I had a hot tub issue the other day, and I called to see if I'm covered, and no, I'm not.
Also, it's hard to understand people when you call and you do get a representative. Most have very heavy accents, and they repeat themselves 1,000 times, saying things like, “I understand your air conditioning is broken. I’m so sorry. Don’t worry. We will fix it.” It's like five minutes of saying nothing.

They wanted to put an uncovered cost. They said it’s $200 to change the filter, which they already changed the last time. So, they made this trick where they keep the request hanging. And American Home Shield is not really cooperating with this matter.
For my other claim, I had a couple of faucets leaking. And the plumber showed up one time. They were supposed to bring a part and come for a follow-up appointment. They haven't come and they've been dodging my calls. I called American Home Shield a couple times. They procrastinate and gave them some kind of fake appointment. I've been in contact with one of the managers. The technician is even playing the manager, telling him that he’s on his way. But he doesn't show up.

We're still dealing with American Home Shield, but it was okay. We're fighting with one of the pieces, since we're still trying to figure out what's wrong with it.
I've got a refrigerator with an icemaker. They're fixing stuff, and it hasn't solved the issue yet. They've worked on it twice, and we're still working on it. They came in originally. It's one of those fancy ones that talk to you and tell you what's wrong.
Well, it needed a filter. We went down and bought a filter, but it still didn't work. And then they came back and actually replaced part of the unit. But it's still not working. When they get back in, I believe we found another, it's an electronic one.
It's one of those you can look at the door and tell you what's wrong, what’s missing, or what's wrong with it. And now, the sensor is coming up. So, I believe the sensors have gone bad, which could have saved a little bit.
We haven't actually spoken to anybody. It's been through a little chatbot that texts back and forth. I've never used American Home Shield, and it's been a little trying. We've had a couple of issues with it recently.
I've been aware of some issues that each of them has with how they operate and what they replace. They came up and made me quotes or cash offers on the washer, because they were not gonna replace it.
We ended up with the washer that went out. They made us an offer, and I finally accepted the cash offer, a buyout. So I'd go buy what I wanted, which was fine. My daughter didn't feel that we got high value out of it.
But that's all right. I paid more, and I've had a fair experience.
The service company they sent it to has done what they needed to do. They did their assessment, and the machine said what it needed. So, they did it, and then it wasn’t working. They went back and told American Home Shield they needed to replace a piece of it.
They did replace the piece, and it's still not working. But that's all right. It's not against the guy who has been working on it. So, I won't complain. I'm trying to be nice without being too nasty. I know it's like any other warranty that has its limitations.

We don’t like using home warranties overall because, a lot of times, they only fix it if it's broken and do the least possible thing, but American Home Shield came with our contract for our new house. My parents had used AHS for years and thought it was working out decent, so I decided to give it a try. I didn't want to use the one I had at my previous house -- I've gotten pretty frustrated with it.
I wish that it covered more proactive things before they failed. I’m also unhappy with the online tool. It doesn’t have the right selection there. The thing I like most is the quick turnaround of having somebody assigned and somebody coming out.
One of our air-conditioning units stopped working, and when Three Brothers AC & Heating came out, they said it was a small part that was broken. They had it on their track and fixed it really quickly and it was working again. The contractor was good and easy.
I tried to submit the claim on the app, but it had a mistake and didn’t have an option for just a regular air-conditioning unit, so I ended up calling in. I used the automated system to schedule it, and it was easy.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide!

We are thankful that American Home Shield sent out the last guy. He checked the system and confirmed that it’s not original to the house, and parts have been replaced over time and operating at about 60% efficiency. He did a great job. We were very pleased with him. He was very timely, communicated when he was on his way, and very pleasant to deal with.
The only glitch we had was when we wanted to get our HVAC tested in the fall because the paperwork said we were entitled to one free HVAC test and we didn’t get that. There was a bit of back and forth, and we ended up talking to an arrogant agent and that left a bad taste in the mouth. But it did improve when we subsequently had the plumbing issue. Our kitchen sink was clogged up, the guy that came out, and he was basically quick and to the point, snaked it and unclogged it. It took some time for them to schedule the visit, but once we called, they had someone come out and he did a good job. He was sharp and he knew his stuff. Maybe he had a very busy day, and he was just anxious to move on, but he did figure out the problem.
We had an electrical issue, and we didn’t know where the circuits were running. We ran two heaters in two separate bedrooms, and we lost electricity there. It turned out that both bedrooms were on the same circuit, and we didn't realize that. The guy American Home Shield sent out was the one that figured that out.

American Home Shield has been good at connecting me with providers who can handle what I need done. With one exception, they’ve done extremely well. This last time especially, they did a great job. I even told them that if I ever need plumbing services again, I want the same plumbers from Summer Plumbing here in Spokane. They were marvelous. At this point, I’m very happy with American Home Shield.
We had a pretty serious leak. At first, it looked like the upstairs bathroom was leaking a little, but it turned out the main leak was coming from the hot water line. The gentleman from Summer Plumbing came with another technician, and they figured it out. It took some time, but they stayed with it until they got it resolved.
They had to go into the basement apartment and work upstairs as well. One of them stayed with me and explained what they were doing as they went along, and that it was going to take a little longer. Mr. Ellis also called American Home Shield to see what they would cover and what could be done. I don’t have any issues with the coverage. The warranty pretty much covered everything.
I wouldn’t ask anyone except Summer Plumbing to handle a plumbing issue for me again. I would highly recommend them to anyone who needs plumbing work done. Overall, I’ve had a good experience with the providers the warranty has recommended. The companies they use have all been good.
I also have no issues with customer service. They did their job the way they’re supposed to. They were friendly, compliant, and not irritated at all.
I like that American Home Shield isn’t very expensive, and I can pay monthly instead of a large amount upfront. I also like how quickly they handle service requests. Unless I call on a Friday, I usually hear back from a provider within two or three days. I’ve used them several times for my heating unit, air conditioner, and other plumbing issues.
We appreciate the fantastic review and are glad we could be of service to you in a timely manner. It's good to hear your technician was diligent in resolving your issues. If you have any further needs or questions, please reach out to us again.

Dun-Rite Appliance Repair came out when I submitted a claim with American Home Shield because my washer lock had broken and wouldn’t drain, my dishwasher wasn’t drying the dishes, and my freezer wasn’t producing ice. I submitted everything through the app, which was user-friendly. I was able to click on what I needed, and it prompted me right to what the problem was. Then, I could put in the identification number of whatever appliance I had, if I had it.
The contractor reached out and left a message, and told me the day that they were coming and the time frame. However, it did not fit my schedule, so I had to get my mom to help me since I wasn't able to talk to anyone and select a time frame. That was a little inconvenient, but I was able to make it happen. Also, he called five minutes away instead of giving the 30 minutes’ notice.
I was on the phone for part of the visit, and the contractor seemed very confident but not very solution-driven. My mom was left a little befuddled about certain situations. We had to argue that we wanted something fixed, but he said we just needed to use Jet-Dry and that it’s not always supposed to dry the dishes. He had an answer for everything, but it wasn’t the core reason of why it was wrong.
Even now, my dishwasher still isn’t drying consistently, and I’m still not getting ice. He said he would order the items anyway and told us to call him back, and he’d come right then to install them. We had to wait a week. I called multiple times and didn’t get a response, which was frustrating. When my husband finally got ahold of him, he said that he wasn't going to be there for another four days.
My husband ended up installing the lock on the washer and got it working. When the contractor installed the new ice machine, he said the water wasn’t hooked up and that we just needed a new filter, but he never helped or realized that I didn't know how to hook up the water. With the dishwasher, he said it was on the wrong setting, replaced it, and never ran it through a cycle to see if it fixed the issue. It did not.
Because of the poor service, I am going to remove myself from American Home Shield. This was the second visit that didn’t lead to any type of solution. It’s a lot of money out of pocket for what looks like a waste. I could have bought the part myself and saved money on top of the $75 a month I spend on AHS.

I signed up with AHS starting April, 2025 month. I requested service for my HVAC, they charge me $125 upfront for service on April 08, the technician comes in and tells me that refrigerant is not covered. I refuse to pay additional amount. The technician leaves my property. I get bombarded with calls from their marketing for upselling the plan that will cover that kind of service in future. I fell for it and upgraded the plan to Platinum. They take a second to charge the additional premium.
Next day I request service by paying additional $125 for second service request. The technician show up next day and tells me this is a pre-existing condition, hence is not covered and I will have to pay for this. If they had told me this while upselling, I would have rather cancelled the Plan as opposed to upgrading it. Terrible customer service!
