I can make all my appointments online with American Home Shield. If I have any questions, I can call the 800 number and I always get a referral within 24 hours and I'm always called within that time frame. Their relationship with the individual contractors seems to be working fine too. When I couldn't get my refrigerator to make ice, I filed a claim. The technician had to come back out on several separate occasions because there were parts he needed to get. There was also an issue with something else. This gentleman was very professional, explained everything that he was going to do, and made suggestions about how I could store the food in my freezer better for better preservation. He was one of the best technicians I've ever dealt with.
I almost always expect that there are going to be at least two trips because nobody anymore, in my experience, carries all the parts they need for all the different brands that are available. Typically, they have to come out, diagnose, and order a part, and then come back out again. Everything is working very well now.
Good day, Michael. Thanks for the review that you left on the recent service call. We're pleased that our technician was professional, knowledgeable, and courteous during the call. We're also happy to see that you had a good experience with our customer service agents while calling to create the appointment.
We will be ready to help the next time that you need us. Thank you for being one of our customers !

We had an issue with an air conditioner that didn’t work at one end of the house. We called to submit a claim, and when they came out, it turned out well. They answered and didn’t skirt around the issue when trying to solve the problem. They were also good in communication.
American Home Shield is the only warranty company that’s worth two cents that I’ve dealt with. The warranty company we had before in Tahoe was a joke. Working with American Home Shield wasn’t a problem at all. In fact, this is the best warranty company we’ve ever had.
Thank you for sharing your feedback regarding your AHS customer experience. We are glad to provide you with prompt and professional service!

I like that I can do everything online. If something happens in the middle of the night, I don’t have to wait till the next day to call somebody. There's nothing wrong with the website, it’s the personnel that you deal with. When I call to talk to somebody, it's a foreigner. I could sit there and give them a detailed five-minute explanation of exactly what's going on, they say they’ll repeat it to me, and they'll read something totally different.
The biggest problem I had was when I filed a claim on my air conditioner. It was in the middle of August, 110 degrees outside, didn't hear from anybody for three days. When I called American Home Shield, they said it’s been turned over to the vendor, and I had to wait for them to contact me. So basically, once it's assigned to the vendor, they don't care what happens. The vendor came out, checked it, said they would take care of it, and left. I called American Home Shield for the status, they said they will deny the claim, and that's it, period. There's no arguing, no discussion. And I dealt with foreigners the whole time until a decision was made on my air conditioner.
I've been with them two years and they’ve raised my prices three times. They're pricing themselves out of business, and the service I’m getting from them isn’t worth the money I’m paying. They would fix my unit, but it was gonna cost me $2,000 just to have Freon put in my 22-year-old air conditioner when I can buy a brand new unit for $4000.
Dear Anthony,
I understand your frustration and appreciate your feedback. Please feel free to contact us at consumeraffairs@ahs.com so we can talk more about your experience.

My most recent claim with AHS was the ice maker on our refrigerator. The contractor reached out to me in less than 24 hours after I submitted it online.
When he came out, he thought he was able to take care of the problem, but right now, it's an open thing, because they came back last week. This ice maker has had a long history, though, because before this contractor was involved, they sent another contractor that came multiple times. With this last contactor, the ice maker worked for two weeks and then it stopped working. They've got a part ordered.
If the problem continues to be a problem, as long as I reach out to them within 30 days of the repair, they come back. I was within my 30 days so they are ordering a different part. And I'm very happy with this last contactor. I've had them come before for issues, and they always are professional, and I have a lot of confidence in them.
As far as AHS, they've given us great service and always receptive in taking care of my needs.

My washing machine stopped working. It was frozen and wouldn’t move or tumble. I submitted a claim online, and American Home Shield sent out a contractor who was professional in every way. My washing machine is working fine now.
I’ve been with AHS for 12 years. The service came with the purchase of our home the first year, and we’ve continued with it since. I like the fact that the service exists. They generally are pretty responsive to a claim, at least to the initial getting a contractor aligned and getting somebody out here. That would be the positive.
However, I’ve had a couple of instances where I was very dissatisfied. For example, I have a pool heater, and I called them out more than once. The last time I called them out was because the spa itself had a problem and the pool heater no longer worked. However, they claimed that I had "abandoned" the pool heater, so they wouldn't cover the claim. It was pretty expensive, probably like a $3,000 unit. So I'm very dissatisfied with that.
Thank you for sharing your most recent AHS experience. We hope you continue to enjoy the customer service to ease your home repairs.

The garage door wouldn't open, so we set up a claim online to American Home Shield. Their online service is easy to use. The contractors from Winston Doors came after three days. They put oil on the garage door and took care of it. They were honest and did a good job. They basically said we need a new garage door. I would recommend American Home Shield.

They put in a claim for my AC. They sent the people out here to fix it. But the people that they sent, I had a problem with them, but not American Home Shield. So I had to call them back because they never submitted what was going on with the AC. They just tried to get me to purchase a new AC. I called American Home Shield, and they were able to say, "No. We're gonna make your appointment. They're gonna put their compressor in and be done with it." They were helpful to me.

I’ve had two claims with American Home Shield. I had my AC checked out before the season, and everything is working fine. That went through perfectly. My pool pump request, not so much. It’s been over a month. I turned it in on March 9th, and a company got with me and scheduled an appointment within a week or so. They assessed the pump and said they’ll order another one and keep in touch.
A week or two went by, and I contacted AHS. They said they're waiting on the company. When I called the company, they said that they're waiting on AHS so they could order it. They tried really hard to help me and did everything they could. It went back and forth for weeks, and I’ve probably made 15 phone calls. I finally got really aggravated and told AHS I need some movement on it. A pump finally got ordered when I was on vacation. Because it was a variable speed pump, which is now required by law, it cost me over $1,300. AHS covered some of it.
My pool is green, and it’s horrible. I never let it turn green. It’s gonna take extra chemicals, time, and effort to get my pool back in shape because it’s been idle for so long. I can’t believe the trouble that I’ve had. That’s the worst service that I’ve ever had with American Home Shield because it’s not like this normally. Usually, I get fairly quick service for whatever issue I may have. But for whatever reason, this time it’s just really frustrating. All you can do is keep calling every other day, and you’re told the same thing.
But I’m not angry or bitter. I’ll still continue to use them. It’s just they could improve their process, especially in these scenarios where it’s a matter of getting something ordered. I wish they had an escalation process, that there was a way, after weeks of nothing moving, to escalate the issue to management.
We appreciate your business and value your feedback. If there is anything else we can do for you, please let us know.

We recently asked American Home Shield to do a roof leak repair, and we got the cash-in-lieu. The policy says that it’s up to the $1,000, but they just gave us $615. So, we’re still asking for them to give us the balance. But they said they gave 300 something to the contractor for the diagnostic. But the contractor only showed up for the first time, and we paid 125 for him to take a look at it. So, the first time, he diagnosed it, and then he wanted to replace the whole roof. So, that means we don’t need to pay the diagnostic fee, because we already paid for the service fee the first time.
And the first time the contractor showed up, he asked for 20,000 to replace the whole roof. But I told the insurance company that we only need a repair job, and not replace the whole thing. So, I don’t know why this insurance company should pay him for the 385 diagnostic fee.
And for our appliance issue, it was kind of a hassle job. The first time, it was for the washer leaking. So, it leaked water and damaged the basement ceiling. And because they did not fix it the first time, it caused damage many times.
And also, the only way to submit a claim through them is by phone, but it’s hard to ask for service. They have a different department. The first one is the service department to order the service. But it’s harder to listen because they speak English with a strong accent.
Good afternoon, Hueng,
I understand your concern of the cash in lieu amount. I will be glad to look into that amount for you to verify if it is correct, and I will reach out to you privately to discuss that with you once I have researched the issue.
The trade service fee itself is due to American Home Shield per the contract to initiate a trade service work order, and has nothing to do with what the vendor will charge American Home Shield for any work that is done to go to the home and diagnose the issue. That being said, however, I will check into the cash in lieu amount to be sure you received the correct amount.
Also, I apologize you had a difficult time with your appliances, and with language barriers, to utilize the warranty. I will look into those service work orders as well.
Again, I will reach out to you privately, and follow with you, to see how I can improve your overall experience with American Home Shield.
Thank you for providing this review so that American Home Shield can better service you and our other customers.
Take care now.

American Home Shield is not doing what it’s supposed to do, and I am extremely unhappy with the service. It’s been a month and a half and my dishwasher still hasn’t been fixed. They're sending unqualified and unfriendly technicians, one of them barely spoke English and I couldn't even communicate with him. They show up when they're supposed to, but they find excuses not to do the job, and just do the bare minimum. After six service calls, they were supposed to replace it, but that hasn’t happened. They're supposed to come back on Saturday, but they’re taking their time in ordering the part needed, and they’re taking their time coming back. They were also supposed to fix a leak on the refrigerator and it’s not yet fixed. But the dishwasher, I use it on a daily basis and it's not working.
They’re on the border of bait-and-switch. They keep on raising the service and the membership fees, and they're not giving me the service they're supposed to. I've been a client more than 20 years, I have other accounts with American Home Shield, and if they don't fix my dishwasher properly, I’m gonna take my business and go.

My heater wasn’t working, so I submitted a claim with American Home Shield through their app online, and it wasn't difficult at all. Then I got the company name, address, and phone number even before South Placer called me to set up the appointment.
The tech that came knew exactly what he was doing. I told him to let me know if I was being annoying and I’ll back off, but he let me watch everything he was doing over his shoulder. He was talking me through it. Then he found the issue and showed me how he found it and the whole nine.
The South Placer is awesome. This is the second time they've been out to my house. A couple of years ago, it was for my AC.
AHS is pretty decent. I like them because they insure my stuff. If I don't have them, I will have to pay thousands of dollars to get fixed. But they need to get rid of some of their contractors they use and go somewhere else, it just sucks.
Also, there’s some stuff that should be covered instead of just covering this part but not that part, because those two parts work together. Still, I like their service because if I had to find and hire somebody myself to come out and perform whatever it is, it would take me longer to get booked than it does through them.
My deductible did go up from $75 to $100, but I can’t complain because if my AC needs a Freon or any new stuff, I don’t have to pay for it. At one point, it was like three pounds low. That’s way over what my deductible is. So, I can’t beat that.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

I had no problem with American Home Shield, but I have problems with the company thy sent for my garage door. They've come to our house 10 times already in the last two years for the same issue, and only on days I have work. And my problem with them is that it seems that they only mask the problem instead of resolving it. I tried to explain to the guy that most of the time, the garage door fails to open, but it opens when he is there. I don't know what the issue is.
And then he did something. The garage door stopped working. And then he said, "Oh, you have to do this." He said, "It's a sinking garage, so you have to put--" I said, "Yes. You are young and you are a strong man. I can't pull that string every time. And I can pull this string only when I'm in the garage. We are coming from outside. We have to park the car outside. Pulling it all the time is making the garage door wiggle. It's not the safe way t open a garage door. That's why we have a garage opener.” I was so frustrated.
It's not fair to me to have to stay home all the time for them, because I'm working weekdays, and they said they can't send technicians on weekends. We have to ask if we can be working from home for them to come. And when they come, they don't do anything.
Dear Manijeh,
Wow! Thank you so much for the feedback. We appreciate your business.

As a Realtor, I actually recommend American Home Shield because I’ve used them for 10 years, but I always tell people, "Hey, it’s really hit-or-miss." Usually, the seller pays for the first year so it’s like a free service, but whether you want to renew it after that is really up to you. I originally got it because I didn’t want to deal with major issues like the AC or the water heater.
Usually, I just call the 1-800 number to submit a claim and they route it to a vendor. But the contractors can be hit-or-miss. I had Ace’s Garage Door Repair & Installation come out to my rental because the tenant said the garage didn't work. The guy diagnosed it as a surge and said it wasn't covered because of a power outage. It’s frustrating because, as a consumer, you don’t really know if that's the truth or not, but you just have to go with whatever they say.
I really think American Home Shield needs to be more clear. There’s a lot of gray area in the contract about what’s covered and what’s not. You pay your service fee, but then they get there and say, “It’s not covered,” and suddenly you’re responsible for a portion of the fix. I still recommend them, but I definitely caution people about those gray areas.

I’m going one year with American Home Shield. The biggest problem that I had with them is that I bought two policies. I've not only been sick but my computer's been down. I've been asking for a copy of the policy for an Arizona property, but I never got it. It's going to be a year already and I gave up. I have a manager at that property, and we haven't even used the policy at all because he said I need the policy.
The other problem is that I have an old microwave oven. They came out here 5 times. They finally got it on the fifth time. And it's probably not even a $200 thing. It’s annoying to have to sit and wait for them 5 times. So it's kind of weird to me which is good because I'm sure they paid more for the repair person than the unit would have cost.
The microwave was the worst nightmare with them. 90% of the people who've been through here are really good, with the exception of one guy who couldn't figure out the microwave. And they finally sent another guy, and he figured it out.
I was thinking of changing since I never got that policy. I've never been able to use it. Part of it is definitely my fault because I can't download it, but I'm not going to buy a computer just for that. The office did not do that for me. I even asked them to call the management company so they could send the policy.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

American Home Shield was running a deal for an AC tune-up. I set up a service online. The techs found that there was an issue. It was a capacitor inside the air handler. They called American Home Shield. They got it covered and then we got that switched out. This was done in a timely manner.
American Home Shield is fine. But there were some fine prints that were not communicated to me. For the AC tune-up, I thought it would cover the AC as a whole and not a specific AC condenser unit type thing. I have a two-story home and they each have their own AC, so I thought the whole thing was gonna be covered under the advertised amount. When the agent came out from Same Day Air Repair, he mentioned that only one of them was covered under that ad. The other one was an added cost, which I went ahead and paid for. A little more transparency would have been great. I also had an issue a while back and I was trying to get that taken care of. That became a bigger issue than I thought it needed to be.

I started with American Home Shield back in the late ‘90s, early 2000s. I got them because I’d like to have somebody help cover the major costs for large appliances that need to be replaced, because they are not repairable anymore. And then I have added them and subtracted them from many of my homes because they would piss me off and I’d get rid of them. But I still have them on probably six homes at the moment. I just canceled one last month, and I canceled one in the fall. Our property management company runs our homes, so they’re the ones who call American Home Shield and submit claims.
The service that we use most is probably the HVAC. And there’s a long list of issues with American Home Shield. They lack communication right up there at the top. They have poor vendors, bad communication with vendors, and guys who have no clue what they’re doing. You have to get a second opinion, and it drags out in time. And there’s still a lot more.
But for instance, at my home, I’m still waiting on the air conditioning to be fixed since January 4th. This is the worst I’ve ever seen. And normally, an air conditioner is fixed within a couple of weeks. There’s something that needs to be replaced, and they’re waiting on a part. This is just total buffoonery. This is just out of control.
American Home Shield is good with certain things, but outside of those certain things, it gets very arduous to get something done. And as long as you’ve got time to wait, eventually, things will get fixed. But if it’s July and your air conditioner’s toast, HVAC guys are very hard to get ahold of in the south here, like most places where it’s hot in the summertime. So, you could be waiting a long time and will be looking to put in portable air conditioners in your windows. But they also had replaced appliances over the years. So, it’s not like they’re totally useless.
So, half of their problem is communication. The biggest issue with customer service is the people who answer their phones. They’re difficult to understand. They just read from a screen. And their routine is always the same, which is admirable unless you just talked to them yesterday, the day before, and three times last week. And you have to go through the same 20 questions to get to the same result for them to contact the vendor who doesn’t answer the phone. And yet you can’t get another vendor because they have to see their process through. And every time you call, you’re talking to somebody else. And they’re generally new, and not American-speaking good English.
The worst part is that they don’t have the experience or background of whatever needed to be repaired. So, then you ask for a supervisor, but they tell you that they have to see this through and do everything they can before they can get you a supervisor. When it gets bad, I call it rhetoric. I try not to lean into them because they only know what they’re taught, but they really have bad processes for communication. But they’re better now than they were 10 years ago, and 20 years ago, of course. But it’s still not even good, let alone great.
And there’s also a problem with their coverage, which is the fine print. And until you break the code on the fine print and have the correct expectation of American Home Shield, knowing that they’re going to fight you on this because the air conditioner is outside. And my air conditioners are lined up. I have a brick wall on two sides of it, facing the street, and they try to charge you for an access to a handler or a condenser that's out there. And until you read that fine print, have gone through that, you expect them to do the right thing because you can access it on one way. It's not completely enclosed. It's not like the guys have to lift an air conditioner over a wall.
But their vendors are lower quality and money-hungry a little bit. They’re not terrible. They’re not bad people. But their contract with American Home Shield allows them to charge for a bunch of extra things. So, if they think it’s gonna be difficult to get that condenser out of that space, they’re calling American Home Shield and would say that they need two extra guys because it’s not completely open, and then they try to charge me an access fee.
So once you break that code and you understand what you’re getting and what you’re paying for, then it makes it a lot easier.
And the whole Freon thing is a little bit of a scam. You pay for $10 a pound or whatever the current rule is, which is absurd for the price of Freon. It’s gone up three times just about every year for the last 15 years, but their limit has not. So, it’s a little bit of a money generator for the vendors and for them contractually.
But one of the better things about their business is the website. They obviously put the money into it, which is nice. I really didn’t have any issues with the website.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

I was trying to get someone to either fix or replace my washing machine because it wasn’t spinning. I called American Home Shield and explained the issue, and they said they would send someone out.
I never use the automated system because it never lines up with what I understand the problem to be. I ended up calling about four times just to get someone out. When someone finally did come, they told me they couldn’t fix it.
The warranty said they needed another company to come out and verify the issue. They couldn’t get in touch with the technician who first diagnosed it, so it took another week before they sent out the last company. That technician took the washer apart and was able to get the number off the timer, the part that controls how the machine cycles through the wash.
In total, it took about four weeks before the washer was even working. By then, I was really frustrated. I wanted to talk to a supervisor or someone in charge. Every time I asked, they said the supervisors weren’t available and that someone would call me back later, but no one ever did.
I kept calling because no one ever called me back. I didn’t have a working washing machine, and my clothes and bedding kept piling up. Eventually, I had no choice but to go to a laundromat. It was either that, buying new clothes, or wearing dirty clothes, and I wasn’t going to do either of those.
My washer still doesn’t spin out like it used to. It used to spin really well, and the clothes would come out almost dry. It got to the point where I was almost ready to cancel. I’ve paid more in warranty costs than a washer would cost me in a year. With what I pay every month, I could have bought a brand‑new washer instead of dealing with what I have now.
I called them one other time for my air conditioner. The technician cleaned it, but it never ends up being just the service charge. It always costs me more. They told me there was a pinhole in the coils, but they didn’t fix it. He said it would still cool and that I’d just need to add Freon every year.
I’ll probably have to go and stay somewhere else this summer when it gets up to 110 degrees here, until they find someone who will actually work on fixing my air conditioner instead of just working for the warranty company. That’s how it feels to me.
I would tell people not to get American Home Shield because it’s not worth the hassle. Once you’re in as deep as I am, you just hope they’ll fix the next thing that goes bad. The customer service is horrible. It’s very hard to get a live person on the phone, and when you do, it’s often difficult to communicate.
I have no good feelings about American Home Shield at all. When I did speak with them, they were rude and got frustrated with me because I wouldn’t answer the way they wanted.
I expect the company I buy a policy from to honor what they say they will cover, not keep shopping around for a contractor that costs them less and me more. That’s what ended up happening with the washer. It probably cost the warranty less. If it hadn’t been for the last contractor, I probably would have gone out and bought a washer myself.
Hi Andy, I understand your frustration and appreciate your feedback. I would be glad to speak with you and we can talk more about your experience. Sincerely, Mariah

I was having issues with my fridge and freezer. My freezer bulb went out and the fridge light dimmed. The bulb for the freezer was backordered, and the guy had to come back and install it. It was a quick, simple service. I was satisfied that he figured out the issue and they were prompt, but it was expensive, considering they just replaced a bulb. That was a little disappointing since we already pay so much for the service monthly.
I’ve had American Home Shield every time I’ve owned a home and I’ve never had any issues with them. I’ve only had to use them for the AC tune-up and the heater. The AC guy rinsed out the unit with my own hose and water, which probably took five minutes. For the heater, the guy checked it out and cleared it from dust and dirt.
I’m in the process of moving in with my girlfriend, and we will get the coverage soon. It’s good to have, especially for older homes with appliances. I don't necessarily need it because I’ve already put money in savings for emergency. Still, it’s a good cushion if a person is on a strict budget and not able to cover repair expenses all at once.
Dear Joshua,

When you're sitting there with no air and it's 80 some degrees, you get kind of antsy. My unit was not blowing cold air, so I called American Home Shield. They said the contractor would get back with me within 24 hours, but I didn’t get a call, so I called just to make sure. The lady said the tech would get back with me, and he did. He made an appointment, he was there, and he fixed the capacitor. He even told me if anything happens within 30 days, it’s still covered.
I’ve been with them for four years now. A friend and some relatives were telling me about it, and it was more of an economical reason. Being a single person, I need to be able to pick up the phone and call somebody and hope they don’t try to rip me off. I’ve had two claims with them so far, one for the heating and this one for the air.
I know people say a lot of bad things about American Home Shield, but I haven’t had the issues other people have had. I realize they have other clients and things won’t always go as planned, and I can’t fault them for that as long as they do what they’re supposed to do. Just tell me what I owe and don't keep adding stuff up. But right now, I have not had an issue.

I love American Home Shield. I've been a customer for years in 28 different houses. They hired better people and never had bad ones. I worked in customer service for 40-something years and I can tell what I like and what I don't like. The guy from Crispy Air & Heating last year was good and the one who was here recently was fantastic. He's got great customer service skills. He explained everything he was doing and why. He also gave me a discount on the cost of what he put on the AC. He told me how long it was good for. I also said, "Now, where are you going?" and he said, "I gotta clean up behind myself." I said, "Don't let me stop you." I even gave him a tip.

There was an HVAC upgrade promotion with American Home Shield that I was able to get. They had to order the equipment for installation and the technicians were excellent when they arrived.
I just had customer service issues. Every time you make a service request online, you have to call and make sure people have emailed the contractors. It wasn't like that when I signed up before.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

My washing machine wasn’t wringing out the clothes and was holding water during the rinse or spin cycle. I submitted the request online, and the technician came out within 48 hours and fixed it on the same visit. He was professional and cool. He showed me how to pop off the lower part of the washing machine, cleaned it out, and waited to let me run a cycle to make sure that was the problem. He gave me his number so if something happens, I can call him back, and he also said that there won’t be any charge for that. I appreciated that, but I basically paid $108 for nothing. It wasn’t anything like he had to take something apart or grab tools.
However, I really don’t care for their service, but I know why I got them because I don’t know how to fix things myself. My issue is that I started off at one price, and then when I got my bill, it went up. I know I check my emails, and they could have told me that.
I’m paying $90 a month, and when I actually needed something, like with my AC unit, they only gave me $1,200 toward a replacement, but a new unit costs anywhere from $6,000. That’s pennies on the dime and feels like a rip-off. My payments are automatically drafted every month, and I still have to pay a service fee just to have someone come out. I’ve been with them for at least 13 years, and they are telling me they can’t pay for the AC unit that I’ve been paying for?
The only reason why I would recommend American Home Shield to somebody is if they’re single and a woman and don't know how to fix things, then get them, or get somebody. But to me, they suck.
Good day, Sheritta. Thank you for giving your feedback.
I am pleased to see that our technician was able to diagnose the issue with your washer and address it. I understand that you feel that this fix was a 'minor' one, but please note that if you had not had the plan, you would likely still have had to pay a fee for a professional to come to the home and diagnose the service issue. This issue was resolved quickly in part because our technicians do not bill our customers by the hour, and are thus incentivized to complete the repair as quickly and efficiently as possible. Obviously, this would not be the case with a repair person not associated with AHS. If this had NOT been a quick fix, then our tech would have ordered parts or recommended a replacement, and the cost to you of one service fee would not have increased as a result.
I also understand your frustration with the rising costs. All of our plans are affected by rising costs of parts and services ion the free market. AHS does not increase the plans for our customers lightly; we endeavor to price in a manner which will account for the rising costs of services and parts while still providing our customers with affordable services that are a discount from what they would encounter without a contract.
Regarding the HVAC cash-in-lieu, the cash-in-lieu that you were offered corresponds with the cost AHS would have paid in 2023 to replace the failing air handler unit and the contractually covered portion of refrigerant. It would also cover the cost AHS would pay in labor for the technicians assigned. AHS has a very large network vendors and suppliers which means that the costs it pays are much lower than those a single homeowner can receive. When you request a cash-in-lieu, you are requesting that pricing so that you can select your own vendor to complete the repair, rather than use the assigned AHS vendor. That is always a customer's right, but the contract clearly points out that AHS will supply the CiL based upon its costs, not the market costs outside of its network.
Your portion of contractually non-covered costs for this repair was approximately $2800, costs that would have been paid to the vendor as these were for expenses not outlined in your contract. Going with the figure you mention of upwards of $6000 for a unit replacement, choosing to use the techs and parts supplied through AHS would save at least $3200 in costs. Our plans cannot remove all costs to a homeowner, but they do reduce these significantly.
I will be reaching out to you within the next 24 hours regarding your concerns. Thanks.

I don't think English was his primary language, so we struggled communicating, but that's fine, and it wasn’t his fault he had to keep coming back out. He eventually figured out what it was, did what he needed to do, got it knocked out, and the washing machine is working fine now.

I have a Freon leak coming out of my evaporator coil. I put in a service request and specifically put in the comments what the service request was for. But the techs did not come out and check what I put my service request in for. They said that AHS wouldn’t pay for it.
At first, AHS told me that I could have a third party company do the leak test. Then a supervisor came back and said they were not right. They showed me some clause in the paperwork that said I had to pay them that $625 to do the leak test. They also told me that they would not reimburse. I paid a third company $50 and they found the leak for me.
AHS are scammers. They scammed me out of $100 because they didn’t come out and look at the problem that I already knew was there, and nor would they even try to attempt to.
Thank you for bringing your AHS experience to our attention. We would be glad to speak with you and discuss the AC repairs and costs.

American Home Shield was good. It just took so long for the part to come in. A little frustrating. Otherwise, it was good. They came out, and they took a look at it. It was the icemaker the lever was not working, something needed to be replaced. Everything is working good same as the refrigerator. The pricing of everything is pretty good. Once we had to get our air conditioner replaced, and the price that we had to pay was much better than if we had to get a brand new one. It's been good savings with them.

There was a bad leak in my house, and I didn't know what was going on. It continued to run and I had people look at it. The icemaker had a leak in the line, and it was way back under the house, and I didn't see it there.
The guy from All American Plumbing turned off the line that runs to the icemaker and then they put in a claim and they offered to repair it, but it was not covered by the warranty. They said it wasn't up to code when it was installed. It's been in there for about 15 years. All American would have to go and redo it, but it was not covered.
They said to fix it, it would be around $700, and I did not have that. I had them turn it off. I don't have icemaker connected now and I'll have to get that fixed later.

I had a problem with a microwave and AHS sent someone to serviced it. Unfortunately, it failed again with the same thing before 30 days were over, so they send the same technician again to replace the part that he put the previous time with another one.
Submitting the claim was not difficult. The first time, I think it was on a Thursday, but the technician didn't get back to me until Monday. And then they said he was coming the following day. I had a recurrence within 30 days, and they said I didn’t have to pay anything. They sent the same technician. Again, he worked on the same part that he replaced before and put another one. Upland Pool Supply came out and diagnosed a couple different issues. And they did a repair on site on one issue, and they told me there were a couple things. They weren’t sure if it could be covered or not, but they submitted anyway. The pool filter was leaking and they said that it would definitely be covered. So, we submitted everything and then I never heard back.
I was texting them and calling them at the number that they have listed, but I wasn’t texting them at the one where they had texted me originally. So, I called American Home Shield. And I said, “Hey, my filter is supposed to be covered,” and they started talking to me about a salt cell not being covered. And I was like, “I don’t even have a saltwater pool.” So, then I started to get a little angry. I’m like, “Okay. I can’t reach Upland. I don’t know why they canceled my filter. And I don’t even have a saltwater pool.” They are screwing up everything.
I also realized, I have a chlorinator that was leaking. And the contractor warned me it probably wouldn’t be covered. I think he put my chlorinator into the system as saltwater chlorinator. But at the time, I was really upset. American Home Shield said, “Let me try and reach back. We’ll call you back.” And then they never called back. A few days have gone by.
Then I called again and I said, “Look, I keep calling. I don’t know why they canceled my pool filter.” So, then they said, “All right. The vendor said they are going to contact us, so we’ll have an answer by tomorrow.” And then tomorrow came and went. So, then I called like a third time. And I’m like, “Hey, I have to sit on hold. This takes a long time. Come on. Can you get me a new vendor?”
Then they actually wound up they were going to get me a new vendor, and then they also tried getting hold of Upland again. And it went on for at least one more time where Upland said they’d get back to them and they didn’t. Then finally, they got another tech out here. And I thought he was coming to fix it because it would already have been diagnosed, but he came and looked at it again and said, “Okay. It has a leak,” and then he left. And then after that, it went smooth. Then they came back like a week later with the filter and replaced it.
Despite all the drama, I tell my friends that American Home Shield is worth it. I said, We’ve had a lot of help with things getting fixed. Everyone is friendly and helpful on the phone. Their website is easy too. I’ve dealt with companies where you call once, you explain it, and somewhere, someone is in the background taking care of you. And that’s what I feel is missing at American Home Shield. Someone could have taken this and dealt with it until it was finished. Still, I am happy with the coverage.

Sean Electrical was phenomenal, but I’ve had some that were absolutely beyond atrocious. So, it’s a pretty wide range. So, we’ve had some great folks. And we’ve had some terrible folks. And we had in between. Because we had a bunch of claims. And all I do is input what’s not working, then the technician comes, figures out what was wrong with it, and then fixes it.
But I submitted a complaint to American Home Shield because one guy was so bad. And American Home Shield is terrible because you can’t get ahold of anyone. So, if there are any issues, if there are any problems, if there’s any complication, fixing that complication, or getting someone at American Home to talk to is a nightmare.
So, you get this phone number for AHS, and it sends you to a call center in the Philippines. And they have a computer system in front of them. And they’re not able to do anything that is outside of what the computer system allows them to do. And so, how they’re able to solve problems is so tremendously limited. But if there’s a common problem that AHS has already anticipated, then usually they’ll help.
For example, I need to book a ticket, or I need to schedule a revisit, or whatever. And if it’s simple stuff, they can do it. But if you tell them that someone came and they couldn’t fix the issue, and you need someone else, they can’t handle it. And then I ask to speak to someone in the U.S. or someone with more authority who can help deal with more complicated issues, but there’s no good mechanism to do that.
Another example of a complication was that I have a geothermal heating and cooling system. This is a special type of heating and cooling system in my home. But it is absolutely covered by American Home Shield. They would recognize it, and it’s in the contract that they cover geothermal. But the problem is that in their computer system, there is no option for geothermal heating. So, when I try to book an appointment, I go on the app, and it asks me what do I want to book a repair for, which of these systems do I want to book it for, air, a heat pump, a water cooler, and there is no geothermal. So, I call them up and tell them that I wanna book an appointment, but the app won’t let me. And I ended up in the Philippines, and I told them that I wanna book an appointment for a geothermal.
They looked at the same system that I looked at, and they couldn't find a good answer. So, they put in something random. They put in heat pump. And then I get a technician who shows up at my house, and he’s expecting a heat pump. And then I tell him that it’s a geothermal. And then he’ll say that he doesn’t know how to work on geothermal.
And I have a ticket open right now, and it’s been open for two months. I still haven’t gotten a repair on my geothermal. And for me to escalate this issue is tremendously difficult. And so, it’s like this whole Philippines call center, and I get it that they’re trying to save money, but there needs to be a better escalation mechanism if something goes wrong that is complicated.
So, if you have very simple and basic common issues, it works well. But the second you encounter anything that has the slightest bit of complexity, it will be a disaster. And their price is reasonable if everything worked properly. The problem is it doesn’t. And so, now, I’m paying monthly, and I don’t get what I’m paying for.
Sincerely, Mariah

I told him that’s not the case. When we turn on the water in the master bathroom, you can hear the leak in the second level where the kitchen is.
He went upstairs to the attic and said he didn’t see anything. But he heard the leak when he was on the second floor. We pointed it out when we turned the shower and the faucet on in the master bathroom.
But regardless of where it’s from, I think it’s coming through one pipe. We were trying to identify what was going on but he didn’t want to wait. He was in a rush to get out of here and he said there was nothing for him to do. He told us that if there was a leak, the water meter would be spinning. I was trying to tell him that I didn’t wanna be a couple of months down the road and all of a sudden, the ceiling comes barreling down.
I worked with Cascade Plumbing before and a different guy came out. He was really nice. But this guy that came was having a bad day. It started off with a $330 water bill which was too high for a small household like ours, so I contacted American Home Shield. Pronto Plumbing came out, didn't do anything. He walked around, looked at the toilets and said we need to get leak detection out here ‘cause the issue had to be under the slab. The leak detection guy was nice, but the only option Pronto gave us was to cut up the concrete slab, so we had to remove all the cabinets, and then refinish the tile floor, and they were charging us $5,000 out of pocket. Pronto took forever. They were rude, unprofessional, didn't answer the phone, didn't call in a timely manner to figure out our situation. We had that $330 water bill, I started the process rolling to get it fixed, and we went through another billing cycle before they even got back to me, so I had another $330 water bill, because they were taking so long. I ended up fixing it myself, after consulting with a different plumber who gave me the idea of relocating where the pipe is, capping it off, and then rerouting it back to where the source was, and it worked fine. My water bill went down to $170, and I was able to do it within the cost of the cash payout I got from American Home Shield as far as the material goes.
One thing with American Home Shield, it's a confusing about what is covered and to what extent, and there should be more transparency up front. Because I wanted to get the ball rolling with the plumber, and the person I talked to couldn’t answer me. I didn’t know what to do ‘cause Pronto was charging us $5,000. All of a sudden, I was given the cash out option, which I should have known I had from the beginning. It was a little difficult to understand people's accents, but the attentiveness and how easy it was to get a real person on the line, I appreciated that.

The purpose of me having American Home Shield service is because they supposedly offer quick, prompt service and that’s why I pay for it. But I was not satisfied with the turnaround time at all.
They said they had to order a part, which they did. They said that was going to take two weeks. So, when he came back with the part, he came back with the wrong one. And then, he tried to force it on my dryer, which it didn’t work. So, he said he had to order something else, and that it would take another two weeks. My kitchen faucets were leaking and needed new valves. Submitting the claim though American Home Shield’s app was easy. It told which contractor would be calling me.

American Home Shield had to replace my hot water heater and after the initial visit, it took over two weeks or a month before everything was approved and repaired. Apparently, when I called Patel to get information, they said they’d reach out to American Home Shield, but I never heard back. I was left in limbo waiting for a decision, and the whole process took too long.
One more thing. I’m not sure if this falls under their service. The hot water heater is connected to the ductwork, and the section where the duct connects to the wall is completely rotted out. We paid for the installation, but Patel only put aluminum tape to cover some of the holes. That’s not enough to prevent carbon monoxide from entering the house.
Calvin, thank you for the feedback on your hot water heater service request. I apologize for the issues you encountered during this repair.
I will be reaching out to you directly to address these concerns within the next 24 hours.

The microwave is not heating up. The technician was really nice. He explained the problem to us. He went back here several times. He tried his best to fix it. He replaced the parts twice, but I think it failed. And then, we were talking to him, "What's wrong?" He said, "The appliance is old already." he told us that he's reporting it to his supervisor. We ask him, "So what's wrong? Why can't you fix it?" He said, "It's already old." So he said himself that he's recommending it for replacement. But his supervisor will not listen to him. Will just keep sending him back here for four months. It's not functioning. It's not heating up. For four months, nothing was repaired. I was very dissatisfied because we've been paying the monthly premium.
Tito, thank you for the feedback on your recent service request. I apologize that you've had to deal with this situation.

I had a dryer that wasn’t drying, so I called American Home Shield. They sent a guy out. I thought the heater core might have failed. It’s a very old, beat-up dryer. The contractor came out, and he said it got set to fluff mode, and I didn’t even know the dryer had a fluff mode. He cleaned out some lint and stuff, and it’s all good.
I called them back because I used to have a light bulb, but it’s not working. The contractor came back the next morning. He said it must be a little tab that had gotten loose, so he fixed it. Now everything works fine.
I have had AHS for three years. So far, I’m very positive about it. The claim process is fast. I do it all online. Within a day or two they get back to me, and they schedule somebody. I used them for a number of appliances here. Sometimes there’s some part that they have to order, so they have to come back in a week. But other than that, everything works great with them.

We had three claims with AHS for three different appliances. Our dishwasher malfunctioned and they couldn’t repair so they replaced it. The whole process took about two weeks. We’re cool with that. But for the dryer and the washer, we’re extremely not cool about it.
Our dryer died. The guy came out and tried to fix it. He put in a new part but it still didn’t work. So they said they will get in the dryer. But then they didn’t have a comparable dryer so they will have to send it over to some other department. That’s been three months.
For our clothes washer, it’s covered but it doesn’t have its little sticker on it anymore. They couldn’t figure out what model it was so they couldn’t do anything about it. But that’s not right because I’m paying for it to be covered.

We had evidence of a leak on an interior wall on the second floor and then also adjacent to the chimney on the first floor. American Home Shield rejected our claim on the grounds that there was evidence that a repair was done at some point in time for the roof at the chimney. I had to look for my own contractor, and essentially received the same quote estimate as the contractor connected to me by Home Shield. I am disappointed with the technicality of the warranty given that I was purchasing an 80-year-old home. I would be hard-pressed to cite any part of the home that hasn't been touched again.

I've been with American Home Shield for a couple of years. Everything was good. They've helped me with a roof leak, paid my deductible, and they came out and took care of the little leak. The vendor that came out on their behalf also saw other potential issues and took care of those as well that weren't a part of the request. I've never had any issues with them. I purchased a new house. And once I move in, I'm gonna have them do that house as well. They're pretty good. It could be less because I added digital for my electronics. If I weren't doing that, then it'd be a lot less. But I wanna protect my TVs, my laptops. So it's worth paying for that. Actually, my mom had them up in Virginia, and they took care of her as well when she had issues, and that's the only reason why I went, because I was referred by her.

We found out that the dryer wasn’t working because our clothes were still wet after a cycle. I contacted American Home Shield for repairs. The first company that they sent out came out, assessed it, and determined that it needed a part. The part had to be ordered and it would take about three days. Eventually, they got the part, and it took a little longer than three days. The same company came back and repaired it.
Later, when we went to use the dryer, it didn’t work. We tried to call the company back, and it went straight to voicemail. We tried several times but never got a call back. I called American Home Shield again and let them know what was going on. They said they would send someone else, and that company came out and was able to repair it. The entire process was about three weeks. It was a big inconvenience not having a dryer for that long.
I’ve been with American Home Shield for a long time. There’s some red tape I have to deal with from time to time, but they have come through. They eventually get it done. But their service charge has gone up. When I started out, it was about $30, and then it went to $50 and $75. Now, it’s $100. Another thing that changed is now they want the payment upfront where I have to use my credit or debit card.

We’ve had three different plumbers come out, and the issue still hasn’t been fixed. They’re trying to charge us $500 just to access the pipes so they can repair it, and I’ve never had to pay for access before. That seems crazy to me.
American Home Shield said they won’t cover the access cost, only the repair itself, so I’d have to pay for that part. They already sent out three different contractors because the previous company said they couldn’t fix the problem.
I’m trying to figure out how to pay for the access because I’m scared it might cause damage. I’ve gone back and forth with the warranty, and they keep saying my coverage includes fixing the problem but not accessing it. American Home Shield offered us not to be charged with the first service fee of $100 because there was a misunderstanding. I just haven't checked if the refund went back to the credit card. My garage door was stuck, and they said it's not covered, but it should be covered.
And then the first technician from Gabriel's Garage Doors came. He has got an attitude. Because the way he talks is, “Did you do this and do that? Somebody did this.” It was over 48 hours before we were able to get in touch with each other.
I called, and then he was so demanding and said, “Oh, I can come now.” Of course, I made myself available at this time immediately with 30 or 45 minute advice, for me to have that fixed right away.
And when he arrived, I told him, “Well, you should have communicated with me.” And then his words were, “Are you blaming me?” There is an attitude in the way he answered me, and when he was to fix and see it, it seemed that he was blaming me for something.
Then a different person came out afterwards and offered a second opinion. They also said it's not covered.
The second technician is okay, but he was recommending something beyond what should be done. He was insinuating that I have to spend something that is not on the insurance. And that is not right.
Communication is very important. I'm the property manager, and I don't have time to wait. There was lots of talking. For me, it's just good enough that they refunded the fee. I was about to cancel that, and they offered it. So it's just a win-win situation.
It's done, and they didn't like to do it. They offered me $125, so I just took it to move forward. I had it repaired by ourselves already. I bought a new opener, as everything is working fine now.

The most recent claim was for a dishwasher, and I submitted it online. The process was fairly easy. The contractor who came out was very professional, and that was a good experience. However, I’ve also had some not‑so‑good experiences.
I had a blockage that never got fixed. They kept scheduling it and then canceling. I was told American Home Shield didn’t have anyone in my area, which I don’t really understand. Eventually, our house flooded, so the blockage wasn’t an issue anymore because it got resolved after the flood.
That happened to me twice with two different issues. The warranty would schedule it and then cancel it, saying there was nobody in my area. I pay them every month, and the cost keeps going up every year, so I don’t understand how they can say there’s no one available.
They won’t let me use my own contractor, but they also won’t find one for me. When they do send someone, it’s quick and the technicians are very professional. But when they don’t, it’s not a good experience at all.

We had a leak in the pipes under the sink. And Brick Street Plumbing came out. Their technician is a younger gentleman. He was good, polite and introduced himself. He told me exactly what he was going to do and what needed to be done. Everything's okay after the repair.
Since we've had American Home Shield, we've had quite a few price increase for our monthly payment, but we get a bunch of emails about 50% off and those types of things that do not apply to existing customers. And so, promotions for customers who have been long-time customers would be good.
We've had them for about seven years now. I've referred a couple of people to the program and I did not receive the $100 gift card that they said they'll send. We've only gotten one $25 gift card for all the people we have referred. And it's taking too much time and energy to even go back through to call to get to the right person and dispute it. That is something that they could work on.

I was only expecting one service fee, but there ended up being two. We couldn’t address the complicated shower problem without the city turning off the water, which triggered the second fee. The technicians were great, it was annoying to realize I had to pay an additional service fee.
I was hoping they would waive that fee since the issues were all connected, there was no way to solve the first two problems without the third. That was frustrating.
The technician was great. They had to cancel several times because they couldn’t find a needed part, it was a bit complicated. I don’t want anything to fall on the technicians because they were great.

My dishwasher stopped working. I filed a claim for on the American Home Shield app. That was pretty simple and easy to use. They were supposed to contact me for the scheduled date. But they automatically sent the scheduled date through email, so I didn't have any input on when the contractor was coming.
When the contractor came, there was not enough information shared by him. I wanna know things up-front so that if this issue happens again, I would know how to fix it and what to do. When I asked him what he found, he said, “I don't know. It could be this part or could be that part. I'm gonna order both.” I was like, “Okay.” He told me after the fact what he was putting in, once he was there to install the part. Since the repair, my dishwasher has been working fine.
This was the first time that I used American Home Shield in the nine years or so that I've had it. One of the things that I like most about the service is that it is user-friendly. It adds a layer of protection when you're in your home. Very easily, my dishwasher would have been over $1,000. I wish they could go down on the deductible. But even at that rate, I would rather spend 100 versus 1,100. I have recommended American Home Shield to friends.

American Home Shield covers a lot of things well, but they do not cover HVAC and air conditions very well at all. I finally needed to get a repair done to my AC, and they told me that they could not cover the expenses of my AC repair. I would have had to pay another thousand some dollars for Freon, and then $150 to upgrade to another program. That was a rip-off for me as a customer who’s been paying all these years for this home warranty. I’ve been hoping that if anything went wrong in my house, that I would not have to be putting out a significant amount of money. That ended up being not being the case.
I was offered a $330 cash-out, but they were still asking me to pay $1,000 plus $150 on top of the fact that I paid $80 per month for this warranty and $100 every time somebody has to come out to service my facilities. I’m just thoroughly disappointed. I’ve wasted my money.

Recently, I had a problem with my smoke detector, and Ryco Electric came out. The technician told me that the company said I wasn’t covered for a smoke detector with a carbon monoxide detector, and they tried to keep my $100 deductible. I told them they were supposed to know what I was covered for, but they said it wasn’t their issue and blamed me. I’m still having a problem with the smoke detector, and they’re supposed to refund my money within 3 to 5 days, but I haven’t received it yet.
Another time, I had clogging every year since purchasing my house, which caused water to run downstairs, requiring drywall replacement. The plumbers said it wasn’t the issue and suggested it might be the sewer. I tried to explain that I needed the sewer looked at, but they misunderstood. They kept sending me back to the same people, who said, “We already talked to them,” and filed it as a septic tank issue, which it wasn’t.

I had an issue with the pipe. It had basically burst and wasn’t staying attached. The technician came out and said all he needed to do was replace the P-Trap because it wasn’t connected properly, which had caused flooding under my kitchen. The technician was very nice and professional.
I submitted the claim through the website. It could be a little easier because you have to pick something. If you’re not sure what the problem is, you end up guessing or just selecting a category like plumbing.
My problem started with the pipe. I’m not sure I’d say it burst. I used the garbage disposal, thought everything was clear, ran some water, and then found water all over the floor. The plumbing under the sink had come unattached. Originally, I described it as the pipe coming off and flooding the floor, and I might have also noted “pipe burst” or “water damage” because I wasn’t sure if the floor had been damaged or exactly what was happening.
I was surprised that 5Star contacted me right away. I expected to wait a few days, but I filed the claim around 5 or 6 on Sunday, and they called me by 8am, Monday morning. They came out within two hours, which really surprised me.
I’ve been pretty satisfied with American Home Shield. I have noticed their prices have gone up, especially the deductible, and some of the coverage isn’t exactly what I’d prefer. But that wouldn’t stop me from keeping them or recommending them.
When I first bought my house, my dishwasher went out. They didn’t assign me one, they gave me options. I could choose from a catalog or buy one myself and get reimbursed. I ended up going to Costco, bought a dishwasher, sent them the information, and they refunded me. I appreciated having options and that they worked with me on the replacement.
On another claim, before they changed the system, the company didn’t pay the deductible directly to American Home Shield and they were supposed to notify them. I ran into an issue because the company never told American Home Shield that I had paid, even though I had.
I kept getting bills from American Home Shield, so I had to work with them directly to get it resolved. After that, they changed the system so the company paid them directly. I’d say if there’s ever a problem, they do communicate well and work with you to fix it.
Dear Wow! Thank you so much for the feedback. We appreciate your business.

The claim process is real good, and it’s working out pretty well because whenever I call in, I just have to pay that 100 bucks for things. The only problem I’m having is that this current issue is taking a long time.
Alpha Appliance Pro Tech came out and replaced the circuit board twice, but I tried to tell him that what he did wasn’t even the problem. He left anyway, so I had to call back and say, “The problem that he originally came in to fix, he did not fix.” They ordered more parts and then American Home Shield sent the field guy here. Our washing machine wasn’t spinning and draining. It leaves a couple of inches of water in the tub. I had the chance to get all the clothes out, wring them out and air dry a little bit. And then I was able to put them in the dryer so it was in its last cycle.
I called American Home Shield and complained about it. I talked to a live person and then I had to submit something online. They sent Sears out, who then repaired the washing machine. But it was very unprofessional to leave water on my basement floor.
We also had a guy who came to repair the fan motor in my freezer. He put all the nuts and bolts back in the same place. Then I had a drain problem from my kitchen. The guy came down and he was very professional and didn’t leave a mess. I had a new kitchen and he didn’t mess up my new floor because he put protection down.
I highly recommend my friends to get this protection. I like the peace of mind that if an appliance breaks, it’s gonna be fixed properly. All my appliances are fairly new so it was a no-brainer to get protection for extra insurance policy. The reps answer my questions and they give me a timeframe of when somebody’s gonna come out to see what the actual problem is.
I also like having professional techs come out and that they repair what I need done within a couple of days, if not the next day. But I hope AHS makes sure that their service techs treat customers’ homes like they do their own. If I do work for somebody, I’m gonna treat that customer like I’m doing my own house.

So I got someone else to repair it because I don’t want to give them the satisfaction of getting the money.
American Home Shield should look for better companies to send out to service their customers, because the previous contractor wasn’t that good at all and took about two weeks just to get out there. When they came out, they gave me a bogus repair order saying that it wasn't covered. I've been paying insurance, but I haven't been able to utilize it on my first claim. Hopefully, it doesn't happen again.

The United Air temp and Air Conditioning people came to do a yearly maintenance service on my AC. And after that, another contractor came out because the electrical socket in the garage tripped. I tried to get out of my garage and the garage door would not open. I should have just did the reset button, but I didn’t realize that I needed to do that on one of the receptacles. The contractor was here for about five minutes, and then we were fine. The monthly service is fine. I have not had it before and had to pay for a new AC. So, having American Home Shield is better to have than not having it.

They were repairing my refrigerator and my dishwasher. There was a long delay. There was miscommunication between American Home Shield and 3 Boys' service. And so it resulted in an extra month of a broken, unusable dishwasher and refrigerator. So that part I was not thrilled with. But it all got fixed and resolved. So that part I'm happy with. American Home Shield been great until this experience. This one was poor due to miscommunication and time. But all in all, I'm very happy with the service.

Our recent experience with American Home Shield was a good one. They were very responsive. My kitchen sink faucet went bad, and they replaced it. However, whatever they bought in was not matching with the color, so I had to buy my own and asked the guy to install it. So, what happened was he took the old one also with him without me noticing. That was an antique piece, and I would have liked to keep it. American Home shield could have done something about the color matching. Still, I’m quite satisfied with them compared to our previous home warranty company. Their pricing is reasonable too.

I used American Home Shield when I had my first home, but I somehow got involved with this other company. Then, after that contract ended, I decided to go back to AHS. Recently, I set up a request over the phone, and they called promptly to schedule the appointment. It was fast. When they came out, they were able to take care of the issue in a timely manner. They did have to order a part and come back, but they were persistent in fixing the problem, very customer oriented, and made sure the problem was resolved.

I had a problem with my water heater, but the technicians American Home Shield sent blamed them for the repair not getting done, saying the case was closed even though nothing had been done. When they came out the first time, they told me they had a water heater in the shop that they could put in, and it would be two to four days before they got out to do it. However, I waited a week and nobody showed up. I tried calling the technicians but couldn’t get ahold of them, so I called AHS.
The representative told me that the case was closed because the technicians said they did all the work. They reopened the case and told me to call the technicians to see when they could come out. When I talked with them, they said it was AHS who closed the case, not them, and that they were waiting on the water heater to come in, but the case was closed, so they weren't coming back out. But since AHS reopened the case, they did say they were going to come out and do it.
My water heater is working fine now. The gentlemen who came out were very nice, though they weren’t the same ones who came the first time. The guy told me that it was leaking from four places. We have the same problem with the faucet. It was leaking water around the base, all down into the sink. This was the first time I had an experience like this with American Home Shield. It made no sense for them to close the case when the repair wasn’t done. I had to pay the service fee and around $130 for the water heater.
The people at AHS are very nice, but the fees are getting ridiculous. I pay about $120 now a month, and on top of that, I have to pay a service fee, which I understand. But then why do I have to pay for the water heater, the furnace, or the air conditioner? It doesn’t make sense. I got this because it was going to be a big help. Both my daughters and I have AHS. I was recommending them to everybody, and now I don't want to recommend them to somebody and then have them say, "Wait a minute. Why am I paying extra on top of this?"

The owner of the house bought American Home Shield for us, and we just kept it up, and that was in 2010.
We had a major claim with our air-conditioner and another with our dishwasher. The dishwasher wasn't heating up. My husband was talking about having to replace it and spending $700, but I suggested calling American Home Shield. It's only $100, and if it’s broken, they will replace it. I love that option from them.
Everything was set up. I just did not like how I had to wait a week and a half for the representative and the technician to come out.
AHS is very caring. After the service, they called to make sure everything was fine. They sent an email to rate them and the technician. I usually do everything online, but when I do call, they're very professional and friendly.

The price of the American Home Shield warranty is fair. I paid the extra, however much it is a month, to get the $100 deductible instead of $125. But to me, I think that even a $100 deductible is a little high.
The electrician they sent out, Joseph with Hopwood Electric, was a super nice guy. I had various electrical issues. It was two or three things, and he took care of all of them. The guy did a great job. I was very happy.
I’m very thankful because he was able to fix the issue with my ceiling fan. While he was up there, he suggested changing the light bulb for me because it was out. I also asked if he minded wiping off the blades of the fan as well, and he said it was not a problem.

The AC needed a new evaporator coil. American Home Shield told me that they couldn’t replace it because there needed to be like $3,000 worth of modifications before. When I talked to the technician from Enviro Mechanical, he said it would benefit me to just get a new unit because the current one will become obsolete in December, at which point I would end up being in the same boat. I decided to do the buyout instead because we could not afford to finance a new unit at that time.
It was a little frustrating because my husband and I ended up taking off work four different times for the technicians. The first two times they came, they said it was the outdoor unit. They fixed a part of it, left and then the AC broke 30 minutes later both times. It was the third person who figured to look in the attic, the drip pan and the evaporator coil, which he discovered was leaking Freon and causing it to go off.
Up until this point, I have been satisfied with American Home Shield. I usually submit a claim online. That service works well. I’ve been a member for five years. I pay money per month as insurance for them to fix major problems, so I was disappointed at the way that it went down.

I’ve had American Home Shield for a while, and my experience has been up and down. Sometimes I get a good plumber or electrician, and I’m pleased, but sometimes the people they refer don’t know what they’re doing. Sometimes I have to tell them to send someone who actually knows what they're doing. When that happens, the problem gets fixed, but I already paid $300 for three people to come out here to tell me there's nothing wrong. My daughters in Virginia have the same complaints.
I don’t know how they screen their contractors. They’re polite and professional, but since I have no technical knowledge, all I can say is, 'It’s not working,' so it’s their job to find out why. The last technician that came out for my washing machine explained that a dryer is to dry and a washing machine is to wash, and that’s all AHS will cover. If my dryer makes noise while running, as long as it heats and dries, they won't fix the noise.
Sometimes I ask to use the same technician as last time, but they'd tell me they could not send the same people out that they sent before because that’s their policy. The only thing I have to complain about is getting good techs to do the job and not being put on hold for two or three days before they can get out. Especially in an emergency, plumbing needs to be checked promptly.
Every year the price goes up, but I’m not getting better service. One thing I complained about is having to pay for service calls. They automatically take the service call out of my checking account, and then I have to wait for someone to come or call me back to make an appointment. I said, “Well, you guys already got my money, and then, of course, the service fee,” and asked, “What if I decide I don’t want to use you?”
I have four units, and everybody got washing machines, stoves, refrigerators, and dishwashers, so I'm paying for four units in this building for services. Every month, I'm paying over $2000 for maintenance on AHS, and then I still have to pay the $100 for the service call.

I call them and whoever comes on the line quickly takes my claim. It’s very easy. In some years, nothing goes wrong, but in some years, something does. AHS tells me which company they have allocated, and which person is coming. They send me a text and an email, then that company calls me and tells me which person is coming. Contractors are good. Not 100%, but they know the work. I feel, though, that they should do a little more cleaning. They do clean, but not that much. However, all the companies AHS sent know exactly what to do.

Two weeks before my last claim, I had called American Home Shield to complain about the monthly fee getting expensive because I went from $79 to $126. They reduced it to $108 a month and gave me a free work order. Because of that I had decided to stay with American Home Shield during that time. Then I had an issue with the bathtub faucet. Every time we took a shower, a lot of water came out from the showerhead and from the faucet. We were wasting water all the time.
American Home Shield initially recommended the first contractor, On Point Plumbing, Electrical, Heating & Air, and scheduled the service for Monday, the 24th of March between 10:00 and 2:00. The technicians couldn't make it, so they called me and we rescheduled the work for Tuesday between 1:00 and 5:00. I waited until almost 4:30, but no one showed up. Upon calling the contractor, they told me that they called me. But nobody did. The lady suggested scheduling another service for Saturday, but I don't have time for that, so I hung up.
I called American Home Shield on the 25th of March. I spoke to a young lady there, and I told her what happened and that I have no messages received nor missed calls from On Point Plumbing, Electrical, Heating & Air. After she contacted the contractor company, she called me and told me that it was I who canceled the service call. I told her that I did not cancel the appointment, and the technicians didn't even show up and wanted to reschedule me for Saturday. Still, she insisted that I canceled the service.
The second contractors who came were the two young technicians from Ambition Plumbing & Drain Services who were able to fix it well. They were very professional and did a great job. Now we can take a shower without having to waste so much water. However, they needed me to pay $100, if I wanted the faucet fixed. So I did. That service fee that I paid to the second contractor was supposed to be a freebie for me. That was my determination to quit. I'm no longer with American Home Shield. Overall, they have been good, except for that one person who didn't help me and was pretty adamant that it was my fault.

Thank you for taking the time to share your experience. We're glad to hear Ambition Plumbing was commendable. Your feedback is important to us.

I love American Home Shield. They come in handy. I’ve had them for almost three years because when I moved into my house, I got them right away.
The last claim I had was a water heater that was leaking all over the floor. And then AHS sent Watson Plumbing and mechanical out. So, they replaced the pipe that goes with that. And then they checked the toilet, the little piece that goes into the piece that fills it up with water, and they also fixed that.
Well, I had to call again, and they came out again to try to fix it, but it’s still broken. It’s still not fixed right. So, I didn’t know if I needed to call them again and do another thing or just call them and tell them that this is strike three.
I also had something replaced in my furnace this year. And they fixed that. It was some motor. And it would have cost me a lot of money if I didn’t have AHS. And I don’t have any money. Within a couple of days, they contacted me again and said they couldn’t make my schedule in the morning. I told them I would contact American Home Shield to get another contractor. Later on, they came back and were able to make my morning schedule. That’s the only concern I had with the contractor. We've been protected with American Home Shield for 12 years now, in different homes. A friend at work in particular recommended taking out an insurance because repair costs are very high and they covered most things. Over time, that's proven to be the case, so it was good advice I got.
AHS is quite timely, although it hasn’t been in the past. Sometimes if I've not had air, it would be a week before somebody came out. Now it’s usually only a couple of days. Generally, the repairs are good and they hold good. It’s worth the cost of the plans. If I had a slight criticism, sometimes I don't think the contractors are the best.
We've had a couple of AC issues here, and ultimately I had it replaced after the system failed. I didn't claim through the insurance, but the guy who came out said I can’t set the air to cool to what I wanted because the humidity is so high, which I don't believe. I think the system was failing, but he didn't wanna tell me that.
The guy from Salty Air Appliance was good when he fixed the refrigerator, but his timing wasn't great. The ice maker was not working, so I submitted a claim online. I got an appointment date and when they came out. he was an hour late of the three-hour window that he gave.
He used the computer in the machine to do a diagnosis and said he had to get parts. When he came back, he said he’d read up and wanted to check another diagnosis from the system. It turns out he just needed to free the ice that was at the back of the ice-making machine, which took 15 minutes. The repair was good. The fridge is perfectly fine and dispensing ice again.

The last claim was fine. It was for the tumble dryer and I filed that over the phone. But the previous time, it was awful. Our water heater broke down and the experts American Home Shield sent in told some cockamamie story that it was some other event that caused it, not the water heater. We brought in a plumber which completely said that the first guy was telling was speaking rubbish. But American Home Shield wouldn't believe that. I had to pay for another one of their guys to come out just to say again that their first guy said rubbish.
In the meantime, I couldn't take a shower for 13 days. There was so much time lost because of the first guy giving a fictitious wrong report. It did cause one to lose faith in the integrity of this company. We were very seriously thinking of changing companies after the plumbing incident, but it's more trouble than it's worth to change things. So we haven't not moved because we were not happy. It's because we just didn't extend the effort.
Those plumbers told a far-fetched tale and it was totally unsubstantiated. We weren't sure how much of it was that they were incentivized to give a wrong report so that American Home Shield wouldn't have to pay. When I approached them to say, "Are you sure? Because I can't see any of the stuff that you say," they just sod me off by saying, "Look, they're professionals and that's their opinion and that's the story. Sorry, the company is not gonna pay for your water heater." It was quite a betrayal with this company.

Inability to repair a heating system and leaving me to take a Catch 22 bargain - replace with a lowball offer to help or go without any heat. Service people cannot speak to appeal options but certainly can speak to insane fees for early termination. Best move was simply cancelling and moving on. They cannot go bankrupt soon enough.

The heater wasn't clicking on. It wasn't heating the house. We had the issue once and made the call and somebody came out, but the day that somebody came out, we weren't having the problem. It was working. so there wasn't anything that that person could really do. The next time it happened, we had the same vendor come out, but the technician wasn't available, so somebody different came out. He could not get it fixed. He said there were too many little issues that had to get resolved. And he said that he would file a report and that we would get a copy of it and he'd let us know what the next steps were going to be.
To this date, I still haven't received any correspondence from AHS about rom the first visit or the second visit. I did receive the invoice that I needed from the vendor in order to make my initial $50 payment. The second follow-up didn't require a payment because it was covered under the first visit when the problem didn't take place.
I called in HSA and asked what's happening, why I have not gotten any communications. They said, "We'll have to get back to you." My wife made the next follow-up call because we still hadn't heard back and they said that it had been denied. They don't know why a letter hadn't gone out to us.
We've been a 24-year customer of AHS. AHS said they will send out another vendor for a second opinion, which they did. And that second vendor came out. And that vendor said basically the same thing, "It looks like you've got this issue with this part and this issue with that part, and you have issues relative to capacity with your unit."
Long story short, we still haven't gotten any information from AHS. We didn't get any follow-up from the first call, the second call, or the third call, which was the second opinion, but I wound up talking to somebody who, again, told me that it was not covered. I asked to speak with a supervisor, and of course, everything takes two to five business days and I'll have to put in a request and they couldn't transfer me at any time. Nobody could ever transfer me anywhere, to either the authorization department or to a supervisor.
And then the supervisor called me and I said, "I still have not received any correspondence from HSA." We confirmed the email address again. We added another email address so they could send it to both. They said, "Well, it'll probably take 48 hours before this goes out." I said, "Why does it take 48 hours? You've had three visits here.” We haven't seen an explanation in writing yet as to any of the diagnosis or the reason why they're declining the claim. I don't even know what questions to ask moving forward. I've already looked at my email once this morning and I'll check again to see if they've gotten anything to me. So, it's not been a good experience.
On top of the frustrating fact that they don't want to cover the claim for us, almost every person with whom we've had conversation has been offshore, and we can't understand what the person's saying. It's been ridiculous. it's frustrating if you can't understand what somebody's saying and it just makes this whole situation even worse for us.
Dear Robert,
I understand your frustration and appreciate your feedback. Please feel free to contact us at consumeraffairs@ahs.com so we can talk more about your experience.

My washer was broken for a while. The first technician didn’t fix anything, but the second one from Demand Just-In Service was okay. He came out and fixed the washer, so it's working.
I also put down for my stove to get fixed. I like the one I got, but the top burners don't get as hot as they used to. I have to pick something out, but I've not gotten back to American Home Shield because I’ve been sick.
I love the home warranty. I've been with AHS for a while, and they do a good job of what they’re supposed to do, but I might have to let it go sooner or later. I'm getting old, and my income is shot.
My garbage disposal was broken, but they couldn't fix it because they said there was something in it, so I would have to pay for that myself. When your income goes down, it's hard to afford it.
Your feedback is more than appreciated! It is always a pleasure to hear about our customer experiences and the prompt service that AHS provides!

I ended up having an ice maker that was jammed. It wasn't working in the refrigerator. They came out, they ended up identifying the issue, and then he ended up ordering me another ice maker, and he replaced it. What I need to do is go down there and make sure it's working. The last folks that did it prior to them, they did the repairs, it's one that I keep in my garage. It's the backup bridge. So I didn't check it, and it turns out that it wasn't working. I've never had an issue with them, their staff, or their representatives. But I did have two issues with the service providers, the vendors. One of the providers told me that they don't service refrigerators in the garage. And I said, "No, that's incorrect." He told me, no, they ain't gonna pay for it. He acted like he didn't even wanna be there. I just opened the garage for him, and I was like, "You can go ahead and leave." That was it. But that has nothing to do with American Home Shield. That was just that particular vendor or that guy.
Hello Robert. Thanks for taking the time to leave us a review, and for recommending our service to others.
I am glad to see that for the most part your service experience with us has been a pleasant one. I do apologize that you encountered a technician who did not measure up to the standard we expect from our vendors. Please be aware that in a situation where you have encountered a vendor you do not want assigned in the future, we can place them on a 'refused vendor' listing in your account. You will just need to reach out to us to specify the vendor. You can do that by reaching out to the Social Media team using one of the links found here: https://www.ahs.com/contact/ .
We will be ready to assist you in the future when you need us.

The water was backing up in the bathtub, so I called American Home Shield to file a claim. My experience has been that they tell you something is covered until the technician shows up, and then it’s not. I’ve been thinking about dropping American Home Shield.
I got the warranty because our house is older and I wanted to avoid paying repair bills, but it hasn’t worked out that way. I’ve switched from American to another warranty company and then back again. In my opinion, they’re all about the same.
One time, our well was messed up, and a representative told me it was covered. When the technician came out, he said the warranty wouldn’t cover it, and it ended up costing us about $10,000.
The same thing happened this time with the plumbing when the toilet backed up. They said it wasn’t covered, and I had to pay a little over $400 to have it snaked. On top of that, this time they referred us to a plumber who was no longer in business.
Hello Winifred. Thank you for taking the time to leave us your review. I apologize for the service issues that you've encountered during your time with AHS.
When you speak with one of our agents regarding coverage, they communicate the coverage as detailed in the contract. However. they cannot provide an authorization decision at that time. As you have no doubt noticed in your contract, for each system there are a set of failure conditions that are covered, as well as a set of failure conditions that are not covered.
The technician's on-site diagnosis is needed so that the Authorizer knows exactly what the circumstances of the failure are; it is this complete picture that determines the extent of coverage for any repair or replacement. If you receive a complete denial of coverage, you may always request a second opinion diagnosis. This is performed by a different vendor so as to give AHS the clearest possible information regarding the nature of the failure. If the second vendor determines that the first diagnosis was in error, AHS will adjust the authorization decision accordingly and will assign the second vendor to complete any authorized repairs.
I was able to locate your service account with us, and I will be reaching out to you via email shortly.

There were two different issues. The first one was the flipper faucet that wasn’t working. When the contractor came in, I had them look at it. The hot water heater was also not working properly, and the washing machine could not be hooked up because the pipes were brittle and corroded, and would have burst.
So I put it in another claim with AHS, and the same company was sent out. They replaced the water heater and faucet where the washing machine plugged in to that. They had to bring the water heater up to code because it had been there for probably 30 years. It was there when I first bought the house in '99.
The water heater had corroded to the point that it was still working, but I knew it wasn’t long for its life. And, in order to repair the pipes around it, it was going to be disconnected. At that point, if we touch it, it would fall apart because of the corrosion.
When I called the contractor back, the issue was pretty much handled. They told me what was going on and sent me pictures. They routed it out the drain and replaced the flipper. Everything was fine. I handled most of the claims by text since it was out in the utility room. I never really met the contractors in person. They would work during the day.
I have two different houses that are insured by American Home Shield, and it keeps them separate and does a good job of keeping it focused. I always hear from people within 24 hours, unless it’s on a weekend, and things work out well. I like the service because it’s cost-effective for me. The price has gone up over the years, but it hasn’t gone up considerably considering other inflationary areas.
The monthly premium is worth it in terms of the money saved and convenience. When I think of the time I’d spend getting bids and taking time off my own work to do these things, I know that with American Home Shield, I’m getting the best possible deal and quality work because they’re vetted.
The only thing I have a concern with, and it’s pretty consistent, is that every once in a while, I have to get Freon coolant for my air conditioning system. That seems to be a little costlier than I would like. I just know that it’s always an extra charge in addition to the service charge.
Overall, American Home Shield is consistent and of good quality. The process of submitting a claim online was great. It works very intuitively. The contractors have always been friendly, pleasant, and professional. I’ve had no problems with the customer service. It’s been great.
We appreciate your business and value your feedback. It's good to hear that we're easy to work with. If there is anything else we can do for you, please let us know.

I had a water leak in my garage, and when they came in, they had to open up the wall, which ended up being some piping that connects to the tankless water heater. The technician came out on a Sunday, arrived at the time that he said he was going to, and was very pleasant. He got the stuff fixed quickly. He made sure everything was running and checked that the water was okay in the bathrooms and kitchen.
The communication and updates were really good. They texted me, and I got a phone call that the technician was en route. I like that the representatives really listen to the issue and update in a timely manner, and they're always very courteous. After they did the hole in the wall to get through to the pipes, they followed up with this other company to patch it up, which I was very satisfied with.
I’ve had American Home Shield for almost four years, and I submit claims 50/50, on the app and then on the phone. If there's something on the app that's a little confusing or I don't have clarification by just reading the contract, I call via phone. They're very helpful on the phone to break down the plan and my options and recommendations. I’ve referred a couple of my colleagues who recently purchased homes and sent out referral codes. They have kind of the best reviews in the market when I looked into several companies before choosing. Highly recommend American Home Shield for all home warranty needs.
Dear Eva,
Wow! Thank you so much for the feedback. It's good to hear that we're always courteous and efficient. We appreciate your business.

I had a recent claim for a broken faucet in our kitchen with American Home Shield and was upset at how long the process took. I was very frustrated. Our claim was declined at first because the claims adjuster said that the motion sensor on the faucet caused it not to work. They said they don’t cover electronics and smart faucets. But the motion sensor had nothing to do with the problem. There was just a broken part, which should have been covered from the get-go.
The technicians I was dealing with were great. We were very, very happy with them. They offered to put me on the line with the claims adjuster, which I wasn’t able to do on my own. It finally took me getting the technician, the repair company, and American Home Shield’s claims department all on the line together to convince them that the motion sensor had nothing to do with the problem. It was just a broken piece of the faucet. I even told them I didn’t care if I got a new faucet without a motion sensor.
There was a lot of miscommunication between the customer service line and the claims department. When I called in, I was told everything was approved and that I just needed to speak with the repair company. Then when I called the repair company, they told me it was declined. I was told that I wasn’t talking directly to the claims adjuster. Once I was finally able to speak directly with the adjuster and explain what actually happened, it was approved. I probably called four or five different times, and each time I kept being told that, “Yes. Everything looks okay.” And it wasn’t. After almost two weeks, we finally got our kitchen faucet repaired.
On this particular claim, it was just really disappointing. But I had other repairs in years past where American Home Shield had been awesome. It just took them so long to resolve this issue. One improvement would be better communication between their customer service people and the claims adjuster so they’re on the same page. At the very least, they should allow customers to get in touch directly with adjusters if they don’t agree with a denial. I was only able to do so because the technician was able to transfer me. They had me on the line while they were speaking with them.
Good day, Gil. Thanks for leaving us a review of your recent service request.
I apologize for the issues that you encountered with the authorization process. AHS' procedure for authorization is designed for the technician to transmit information clearly to our authorizers so that the correct coverage decision can be completed in a timely manner. This clearly did not occur in your case, and we will be looking into this matter more closely.
I'm glad that the assigned vendor was professional and communicated clearly with you, even assisting you to get through to our team.
I will be contacting you directly within the next few days.

The technician came before time, and I was very pleased with that because I didn't want to lock up my entire day. He came out, greeted us, looked at what was going on, and tested everything with the system, and everything was good. He didn't try to sell me a hog. I've been with certain companies, where they come in and tell you everything is wrong. They try to take advantage of you just because you're a woman. I didn't feel like he did that to me. He just got me on and going, and he was out of here in no time. He didn't make a mess. He was very respectable and respectable of my time. The service was awesome.
I filed the claim with American Home Shield online and I really enjoyed it. I logged into my account on their website, and it's very easy to use. I did it over the weekend, and it was easy to make the appointment. But on that Monday, Phil's Good AC & Heating called me up and I snapped at the lady because they had appointments during the week and they weren’t open on the weekend.
I had already paid my $100, and I wanted my money back. I understand everybody is working a Monday through Friday job. Everybody wants to do the 9:00 to 5:00. But at the same time, I still have to make accommodations for that because I don't work close to where I live. But the receptionist was really nice at that field, and she did talk to her manager. They made an exception and they said that they would have a technician to come out on Saturday if I was available and for the early time slot. I was happy.
American Home Shield definitely follow-ups with everything. They'll send you a follow-up email and be like, "Hey, how was your service? Did it get done? We noticed that we have some notes and this is not finished. What's going on?" They communicate a lot.
The price is fair. I didn't shop around for a lot of different things. It's like shopping for car insurance right now. It is what it is. It's better than having to call up a technician yourself and having someone in here that don't know what they're doing. I like being able to have a trail. When they have the chain of custody, they can see exactly who's coming out and how many times they came out versus having the homeboy service coming in, fixing something, and breaking something else.
Good day Katina. Thanks very much for your positive review of our service !

#1. The contract states a rekey of up to 6 locks is covered after the "copay". It took several days for AHS to get back to me and after a 10 day waiting period for the appointment, the contractor cancelled at the appointment time and did not plan to offer future appointments. AHS could not find another vendor to do the work. I live in a well-populated area and many locksmiths are within the area. I hired a local reputable and licensed company and personally paid for the work.
#2. The spring on my garage door broke. I placed a request and the vendor cannot come out for two weeks. I spoke with AHS and they assigned another vendor only to find out that the vendor quit working with AHS over a year ago and has not accepted work orders but keeps receiving them. I called AHS again and they initially denied knowing this information then admitted that it was correct. Again, I am waiting for contact from dispatch if they find a vendor. Please, do yourself a favor and do not choose American Home Shield as your warranty company without checking reputable companies with a good vendor list in your area. Do your research and check reviews. I am going to cancel my contract and consider it an expensive and unfortunate lesson once again with American Home Shield. From my past and now current experiences, they have not changed their business practices.

I had an issue with the heat not working in the downstairs central air. Precision Engineering came out to handle the repair and did a good job. They showed up a day or two later, which I thought was good compared to waiting a week sometimes. They were able to take care of the issue the same day as the initial visit.
I’ve been with American Home Shield for years and have found them to be good and competent in what they are doing. Originally, it only cost me about $60 or $70, but I briefly switched to Choice for about four or five months and found out that I didn’t like them. I’ve had some issues with the toilet and have had plumbers out several times through American Home Shield. Sometimes they were able to fix it, and sometimes they weren’t. It’s a recurring problem, and right now it’s back to the way it was originally.
My hot water tank is in the garage, and I have a long house, so the water has to travel a long distance to reach the kitchen. When I turn on the hot water, it runs cold for about three to four minutes before it even gets warm. When I’m in the kitchen trying to wash dishes, I don’t want to wait several minutes to get hot water.
I called a company about 15 years ago, before I had American Home Shield. They installed a pump under my sink so I could turn it on before running the water. It worked, I got instant hot water. It recirculated the water and the cold water didn’t have to run first, and the hot water came through right away.
That worked for about four or five years, then the pump went bad and I had it replaced. It fixed the issue again for a while, but then suddenly I had nothing but hot water throughout the entire house. Every faucet, when you turned on cold, you got hot. I could live with it. At least I had hot water in the kitchen and I just needed to wait for it to cool down. But that was not a problem.
But when I called the plumber out the last time and mentioned that issue, he said he couldn’t do anything about it, and they wouldn’t replace the pump. So I was stuck again. He did fix the toilet, though it had a small drip and I could see the water constantly moving in the tank. He repaired that, and it’s fine now.
But once he fixed the toilet, I was back to waiting forever for hot water. t have to live with it. I’d like someone to remove the pump under my sink since it takes up a lot of space, but I’m not going to pay $100 or more to have someone come out and do that. There’s only so much I can spend, especially since this house cost me a fortune this past year. As far as American Home Shield goes, they’ve done their job.
I had them come out again to check my dryer. The technician looked at it and said it was probably over 25 years old and that parts wouldn’t be available because it’s too old. He suggested I use one of the other settings if I could live with it that way. I told him I wouldn’t feel comfortable leaving it running. It cost me $100 to tell my appliance was too old to fix, that’s really my only complaint.
The technician came out a couple of times for my washer, and they couldn’t fix that either, at least I knew what the issue was. My washing machine is fine now, they’re just old. The technician said if I bought a new one, it probably wouldn’t be as good as my current dryer. He only had to look at the model number to say it couldn’t be repaired, which made me wonder why I had to spend $100 to be told it was too old to fix. At least he gave me an alternative, and that’s what I’ll have to go with.
It seems like they should have known from the start since I gave them the model number. They should’ve been able to tell me then that it couldn’t be fixed, especially since I said it was the timer on the dryer. That’s not American Home Shield’s fault, it’s the companies they send out that aren’t always upfront. With my refrigerator, they eventually resolved it and either replaced it or gave me money toward a new one, I can’t complain.
We appreciate your business and value your feedback. If there is anything else we can do for you, please let us know.

I canceled my American Home Shield membership because the process was very unacceptable. It takes the technicians to come out three times before they make a decision to replace it. I also had a prior experience where we had the issue with the dishwasher. Apparently, it has a piece of broken glass, and so that it couldn’t drain. They couldn’t repair it so I had to replace the unit out of my own pocket. I’m trying to cut out expenses so AHS is definitely not worth to keep.
They could’ve been better with their process. There’s a disconnect between the American Home Shield tech and the Sears tech. I don’t think they’re on the same page, nor do they see each other’s notes, or at least the Sears one. It’s almost like they have to start all over again when they come out, versus Home Shield, an opportunity with me showing what was the issue.

The only issue submitting claims with AHS is not understanding the customer service agent. They have foreign people work at the phones. They have a real accent from another country. That's the only problem I had in the past. But I don't have American Home Shield anymore. I canceled my warranty.
The AC company they sent out was good. But in the past, they sent out plumbing companies that weren't so good. I like the AC company they sent out better.

We filed a claim with American Home Shield for a hot water heater that went out, and when I was being walked through what our plan would cover, the representative told me that if my heater goes out, they will cover it. I just have to pay the service call fee of $100, and I’ll get a new hot water heater.
So the heater went out. The contractor came and said that it's not up to code, therefore it’s not covered. I had no clue what that meant. They said it’s in the terms and conditions, and no one had ever explained that to me, so that’s extremely frustrating.
It takes away the point of a home warranty. It’s something I will never buy again. Once the one year term is up, I won’t extend. They should walk me through every single type of term and condition before purchase. An example of how those words may not be clear to the average Joe can impact a certain claim.

American Home Shield does a poor job with coverage. On A/C claim, their first contractor was no contact, no show. Second contractor failed to diagnose and correctly repair unit. The repair lasted less than 7 days. American Home Shield did not warrant the failed repair work and instead offered me the option to Pay $1500 in repairs or buy a new A/C unit for $3500-$5000, depending on the unit selected. They also offered $366 as cash-in-lieu of repair. None of those options made any sense to me in light of the $1800 I paid in premiums or service call fees. Still hoping for a suitable resolution. They are not very responsive. Perhaps my State Attorney General's office will be able to look into their denial in coverages.

American Home Shield is an okay company. Sometimes, they're very good. But sometimes, they're not so good. They're not consistent in their services. Sometimes, they have good contractors. Sometimes, they have awful contractors. So I'm happy once, and the next time, I'm not happy.
When the water heater was leaking, I shut it off and called American Home. I went on the website and I said problem with water heater. The contractor said they would need to talk to American Home Shield and see what are the extra costs. It took him a couple of days to come back to me. He said it was gonna cost over $1,000 that I have to pay out of my pocket. So I called American Home Shield and complained about it. They said, "This is it." So I said fine, and they started the process.
I had an issue with the contractor that they came in to fix my air handling unit. It was not creating heat, and they said there was something wrong with it that they couldn’t fix. Somebody else came in and they said, "No. You need to replace this." So I let it go. Next time that I had my air conditioning not working, the same guy came in, went up there, and fixed it in five minutes. He said the problem was that the gas was turned off in the attic. These things bothered me.

We had plugs in our house that were not working. We called the lady at American Home Shield and she was great and wonderful. Their response time wasn’t that long and took them around three or four days. However, the technician took a long time to figure out what the problem was. He had to go up in the attic, but we just moved in so we didn’t really know how to access the attic really well. He figured it out though and was there for over an hour trying to figure out the problem. But once he did, he was able to fix it.
We’ve had a good experience so far and we’ve been very satisfied. Everybody that we’ve talked to has been super easy to work with. We got AHS when we moved in. It came with the house and the people we bought the house from paid for it as a gift. We requested it because it’s an older house. We thought everything was gonna be working, but you never know. We would recommend AHS for sure, especially if you’re buying a new house.

It was horrible with A+ Maintenance. They were horrible because they said no one lived in the house, which was incorrect. They also said something about old food being there, and I don’t know how they came up with that. I inherited the house, and when I moved in, I had to clean out a lot of things. It really upset me that they put that in their report.
A+ Maintenance came out to check the appliances, but they reported that nobody lived in the house. Because of that, they gave American Home Shield a bad report, and the warranty ended up denying the claim.
I reached out to American Home Shield, but I got nowhere with it, so I canceled my policy. I asked them to either refund all the money I had paid or at least refund 50%. In the end, I told them I would just take care of it myself and pay for everything out of my own pocket.
I had the same problem with American Home Shield at my previous residence in Georgia before I moved to Alabama. I’ve been a customer for about four years. I had one address in Georgia for three years, and I’ve had this place in Alabama for over a year.
They said they couldn’t give a refund. I’ve been trying to get in touch with a supervisor in the escalation department, but I’ve been given the runaround. I told them I’m going through arbitration before I turn this over to my attorney, which is what my attorney advised me to do.
I’m not sure if they ever closed out A+ Maintenance. They kept sending me emails asking me to click something to leave a positive review. I never clicked on the link or responded to those emails.
As far as I know, the warranty should already be canceled, or at least inactive. There might be a window to reactivate it if things get squared away with American Home Shield. But I don’t want to keep paying for something where, when I actually need help, I can’t get compensated or even get assistance.

When I file a claim, American Home Shield schedules it right away. The last technician was a responsible young man, and completed the job in a timely manner. It's convenient to have American Home Shield. When a problem occurs, it's good to be able to call and just have it taken care of. However, the inconvenience might come in when I have to pay the service fee for them to come out and no work is done.
The same thing happened right before Christmas with my refrigerator which had rust on it. They came out and told me that the old refrigerator was working just fine, and the rust was just cosmetic, so it would not be covered. But if I want it covered, I could pay an additional fee.
I have two AC units, but my plan only covers one. They should cover both units. Whichever one goes out, they should come and fix it because I have their warranty. That's the same thing with the heating, so I try to remember which one is covered by the warranty.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

I’ve had American Home Shield for a long time now, around 10 years. My overall experience with them is not something to brag about because I have taken them to consumer advocacy twice. And like anything else, you don't start filing complaints on the first bump on the road. You go through quite a few, then you say, “Okay. I've had it.”
American Home Shield is notorious for not honoring services as long as the equipment is still running. My first problem with American Home Shield was maybe five years ago. I have a detached garage with no windows, and I have a wall AC unit. The AC finally went out after 15 years so I called American Home Shield. The service tech came. They looked at it. And I wasn't home. And they said it's not covered because it's a window unit. So I called American Home Shield personally. I told them that it was a wall unit and that they needed to send someone else to check it. So I paid for that service for the second opinion. The guy came and said it's a window unit. So the 3rd time, I gave up. I took it to the consumer advocacy. Then they finally sent one guy. And I made sure I'm there, because I work out of town. The guy looked at it and confirmed it’s a wall unit so they ended up fixing it.
They have either unqualified contractors or the operators at Home Shield are trained to reject the claim in the hopes of 70% of the customers will follow suit that it’s not qualified.
I asked for my money back because when there's a second opinion, the customer has to pay for it. I never got paid and let it go. A few years forward, my dryer started squeaking. And it's a very expensive LG dryer. So we called and somebody came. They looked at it and like always, I'm not in town. They told my wife there's no mechanical failure, so they turned it down. Then I told my wife to wait for the squeak to get worse so we waited. She called again. Long story short, we called three times for the past 18 months.
I lost my job so I'm in town. I called American Home Shield and told them that mechanical failure doesn't necessarily mean that if the dryer doesn't spin, it's failed. There's a squeak. Squeak is a prelude to breaking apart. This is in the verge of breaking apart and they need to come and look at it. There are bearings inside. And I'm a mechanical engineer and there are bearings inside that were done and need to be replaced.
I told them they need to bring a qualified technician. They said I have to pay for it and I told them I'm done paying because I paid them three times already. And that I'm just going to turn this in to the consumer advocacy.
And then somebody else called, and this person was native English-speaking person. She tried to stop me from doing it. I told her every month, I pay them what we agreed I will pay for them to provide me protection. And when it comes down to providing any protection, they’re finding excuses. I asked her to provide a copy of the report about the claim.
When I'm getting on my portal, I can only go back nine months. And when I'm looking at the service calls that we placed for the dryer, it doesn't tell me what the complaint was, as in what we reported is defective. It doesn't say what the prognosis are. It doesn't say what corrective actions they took. It just shows when the call was received and when it was closed. They can’t show me the details of calls given about the squeaky dryer.
She told me they will mail it but to this date, I don't have it, and that was 3 weeks ago. I turned it in to the consumer advocacy and they got involved. The representative of AHS cited the same thing. “Our policy doesn't cover no mechanical failures.” And I asked her to show me where it says in the contract.
They said the reason the claim was denied was because I denied giving access to a technician to come and look at it. I said that they're not telling you the truth. It's only half the story. I said that I will not pay for a 4th person to come and look at it. They conceded. They brought somebody from the valley. This gentleman came and took the machine apart.
Long story short, he ended up changing 4 rollers. And in his report, it states that the rollers were cracked so he replaced them. It went away. It worked good for two days, and then some different squeak came back. I called them. We got it documented, and they came and replaced two more parts, which is acceptable. It's been a week and it's been working just fine.
So American Home Shield reported case is done. I'm having some lifetime challenges on my health. The consumer advocacy will assume the case closed if you don't respond within 7 days.
I called the consumer advocacy and spoke with a lady. I told her it’s been ten days but I was having health issues so I was not in front of my computer all the time, but this is not closed. They still owe me money for services we paid for callbacks to get erroneous reporting, and they still owe me where it says no mechanical failure is excluded. And so they reopened the case. I wrote another letter, and I believe there's a response from them. I'm yet to open up that email to see what it is.
I'm very dissatisfied. Dissatisfied is not the word I should use. What I'm concerned with is how many people these guys are abusing and taking advantage of people's naiveness, so that they’ll just pay the contractor to fix it because American Home Shield is not gonna pay for it. I'm just tired of them doing that. It's scary how many people they play this game with.
Good afternoon, Vachik,
Thank you for your feedback. I briefly reviewed your service requests, and appreciate you being a valued warranty member for twelve (12) years. It looks like you have had many successful work orders that were serviced with no issues. I apologize for the few that did not go as well as AHS would have expected them to. The workorder concerning the window versus wall HVAC unit appears to be back in 2020, which is a little too far back for me to go, and it looks like that was resolved, but I do apologize for the misunderstandings in that situation. I do see the work order for the dryer that is a current work order, and I have created a research on that work order, so that I can address you privately and assist with that work order, and make sure any repairs hold up. Again, thank you for your feedback, so that we can serve you better, and thank you for being a long time and valued warranty member with American Home Shield.

Overall, for the last seven years, I have not been satisfied with AHS. It's like they ripped me off. I could have bought the AC outside unit and the inside unit myself, have somebody install it for less than what AHS charged me in the long run. And then, with my AC out, my electric bills were $500 just trying to have fans just to try to keep me cool. It's 100 degrees in my house and I have all these medical issues. I felt like they were trying to kill me. There was no concern for my health or my age or my disabilities whatsoever. None.
Alicia, thank you for reaching out to us with this feedback. I apologize that you have had some problems with the vendors that we have assigned in the past.
With regard to your HVAC service request, the notes indicate that AHS did authorize the replacement of the AHU. According to the notes in our system, parts were ordered to complete the authorized portion of the repair. I will be reaching out to you directly regarding this service request within the next 24 hours. Thank you.

We had a little trouble when the gentleman came about the AC unit. I wasn't in the home then, only my wife was. He was a nice gentleman and very polite. She said he checked out a few of the outside units, and that’s it. He was supposed to do other things, but he didn’t. I wanted them to look into the musky smell. Sometimes, the vent drips and has condensation. He didn’t do that, and he was probably just told to check where he was told to check. I talked to somebody, and the guy said we needed some kind of receipt. We don't have that. I haven't been able to get back with them.
I also had a little bit of problem with American Home Shield last year. They do good and send people over, but the problem is they’re bringing people from places that are over an hour away from us. It would be better if they let us hire somebody to come and do the job.
Hello,
Thank you for providing us with your feedback and we hope you continue to enjoy American Home Shield!

I’ve had American Home Shield for more than a year. I filed a claim and it took around three days to send the contractor. Fast Response Heating & Cooling came out because my heat stopped working. It ended up being a igniter, but also the limit switch kept going off. So the heater was overheating also. The technician managed to replace the igniter and increase the blower speed.

The contractor sent out by AHS did a great job. I'm very happy with the service. There's one thing I question, though. When he was here and I signed, it said $125 for the home visit. But then when I got a receipt from Home Shield on my email, it said $175. They should bill me the same amount that I signed for. Instead of 125, they billed me 175. It would be nice if they could refund that to me.
But he technician was very, very helpful. In fact, he put me on the very end of his shift because I’m far away from where he lives. And he worked an extra couple hours just to come here and do my machine. So, I'm very happy with him.

American Home Shield home warranty is working well for us and it’s taking care for all our needs. The most recent service we had was our AC check-up and the guy who came was polite and very knowledgeable. He said out AC is in good condition and gave me a lot of insights on how to take care of it.

I've had American Home Shield for almost three years and I've used it twice. The first time was a replacement of refrigerator when I moved into the home and that went great. They recently had a contractor sent out for my washing machine. It wasn't spinning very well and it was noisy.
They came out and, after inspecting the machine, they suggested to just get a new washer due to the high cost for repair. So the process with the home warranty and getting the replacement was easy. It's just with their third party that did the installation that I've been having issues with. They can't hook up the dryer. They keep telling me I need different pieces and that is not true. Besides that, working with American Home Shield has been very seamless.

American Home Shield sent out Lonestar Mechanical Service to repair the AC. The fan motor was bad again, and they replaced the motor. They were able to fix it the day they came out.

I've had a very good experience with American Home Shield. I was having a leakage in my bathroom faucet. It's not a hard process. I just called it in, and they had Tom call me. We kept having a hard time trying to set it up. Not a hard time, but a little issue with the plumber getting there because I work days. We set up a time for him to come out and take care of it. They got it taken care of pretty swiftly. I would say within an hour. It was in a timely manner.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

I filed a claim with American Home Shield because I had an issue with the sink. I have never had a kitchen sink that had a double sink. I always had just a big one sink, so the way the pipes are set up is just different. I have only owned it for a year. I had a feeling that the pipes probably hadn’t been cleaned out in a long time because I was getting a bit of a backup. It wasn’t critical or anything.
The contractor was able to snake it out, and he said that there was a bit in there that needed to be cleaned. He was very prompt and a good guy. He cleaned up after himself. He needed a towel, which was fine, and he rolled up the carpet and everything. I’ve had two visits with AHS. So far, it’s worked out well.
We appreciate your business and value your feedback. Thanks for sharing that our technicians are reliable and our service is convenient. If there is anything else we can do for you, please let us know.

A technician came over for a tune-up of the air conditioning. They found that I had planned to clean out the coils. But they said it involves a lot more than that, so I let them deep clean the coils for $395.
Last year, when my fan motor on the air conditioner broke down, another technician came over and fixed it. It only cost me the service call, and they replaced the motor. I gave the technician a tip because it was done very well.
I have been with American Home Shield for about two years, and I’m glad to have it. Otherwise, I probably would have come out with about $1,000 for that air conditioner repair.
Dear Domingo,
Wow! Thank you so much for the feedback and for recommending us. We appreciate your business.

I had a claim with American Home Shield before. So, this is the second time. The first time was for my furnace and it was fixed. The warranty was very prompt. Now, there was sewage coming up in my pipes, and More Than Plumbing didn't repair anything.
I was initially told it was lint. And then the whole basement flooded. So, they came back out and told me that it was the way that the pipes are laid out and there's nothing they can do. I contacted American Home Shield for a second opinion.
When I called them for the second time, they set me up with the same company. They came out and they told me there wasn't really much I could do. And then they gave me a quote for like $7,500.
The only thing that was frustrating for me was that the first provider called me maybe once. And then, I guess they listed me as not being able to reach. My doorbell's not fixed necessarily, so I didn't hear the call when somebody came out.
They said that the job was done, but they did come right back out afterwards. I wasn't super impressed with the customer service in the first place, but they got the job done.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.
