American Home Shield got my heat to work when I needed it to. They also got my air conditioner to work too. It's a win. With the air conditioner, it was my third claim for the same issue. The issue was something that was missed by two people. The cord wasn't all the way plugged in. The last guy who came fully plugged it in. My experience was fine.

I had an air conditioning issue and Brown Air Conditioning came out. He went upstairs, took a look, and gave me the list of what I needed. The estimate of the repairs is around $4,000. I decided to get a second opinion.
I got a second opinion. I wanted that for myself. It had nothing to do with American Home Shield. The diagnosis was basically the same. I asked how much American Home Shield would cover out of the $4,000 repair. They said around $500. I was shocked. Out of $4,000 repair, they only cover $500.
I’m starting to feel like, with the low cash-in-lieu payouts that you have, it makes more sense to get separate warranties through the three big things that I have and get rid of AHS. Because of that cash in lieu option, there's no way I should be paying nearly $100 a month just to get $500 back on a $4,000 repair. You do the math.
As for Brown themselves, they're a regular, generic company. You could have picked any generic company to perform the services. It’s not that they did anything wrong. They just came, and they didn’t go above and beyond.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide!
Please reach out if we can be of further assistance.

American Home Shield is not as good as it used to be. I’ve been with them for about 15 years. They take forever to respond to something. They don't have anybody in our area to do anything. And they cost a lot of money now. Every month, I have to put out more money than I've ever done before because the prices went up and the service call has gone up.

I wish that would have been the case, but throwing anywhere between $800 and $1,000 toward getting the condenser fixed on a seven-year-old air conditioner didn’t seem like a good idea. I would have rather put that $1,000 toward a new unit, and that’s what I eventually ended up doing. I actually wonder why I haven’t terminated the $75 per month that I’m paying them.
Thank you for sharing your most recent experience. I would be glad to speak with you to further assist with resolving your concerns.

The refrigerator and the microwave weren’t working. We contacted American Home Shield, and Sears came out. The technician was very knowledgeable. It took about two weeks for the repair since they had to replace parts and the parts took a while to come. Afterwards, everything went well. I’ve had AHS since 2019, and the claim process is a way better experience now than what I’ve had in the past.

I’ve been with American Home Shield for somewhere between five and eight years. They have competitive pricing. Since I'm an American Home Shield customer, I was offered a free HVAC service call to look at my unit as a precursor activity for the summer months. The guy from Rescue Your Air & Drain went into the attic, looked at the unit, went outside, and tested the Freon. He cleaned the unit with a water hose, too. He was here for about 20 minutes.

When my washing machine drained, water was coming back into my house and wetting the carpet. I called American Home Shield to have them check if there was a busted pipe from the cold weather we had, but it turned out to be the backup. Before the plumber arrived, I stood in my washroom and watched my washing machine cycles to see what was happening.
When the plumber first came out, Trophy Plumbing gave me three different arrival times throughout the day. First it was between 10:00 and 12:00. Then I called them because I hadn't seen anyone. Then they gave me a 1:00 and a 2:00, and still, they didn’t arrive. Finally, they told me the plumber will be here between 2:00 and 3:00. They tied my whole day up for one thing.
When he arrived, I told him that the issue could be in my washing machine, but he went out of the wash area. I don't know if he ever dealt with washing machines or not, but he took the cover off. I told him that the drain to it was on the other side of that wall, but they nailed the sheetrock so one can undo it to see if there's a blockage where the drainage was. He looked at the dig-out where one can watch the water flow through to see if there's a blockage. He said that the only thing that was coming through was just my stool. I told him I heard some gurgling in my tub and I would run the sink in the bathroom. He never ran the water in my tub, nor sink, nor kitchen.
He told me that my bathroom, kitchen, and wash area were not connected, and some piping was missing. He took some pictures. That couldn't be true because everything pertaining to this house, like the electrical and plumbing, had to be approved by the city of Oklahoma City. The City is the one who laid everything under there when my main pipeline collapsed and had to be fixed by them. What he said didn’t make sense. I've been here for over a year and a half. The smell wouldn't even let me be in here.
Before leaving, he said that the issue was serious, and that I would hear from someone first thing in the morning. It went on for a whole week, and I still didn’t hear anything from anybody.
One day, I got an invoice for $1,375 in my email. The next day, I got another one for $9,300. They said I needed all the plumbing redone underneath. So, I called another plumber out. The only thing that was wrong was the tubing was pinched and the water was back-flowing. The plumber from Trophy never looked at that. It's fixed now, and I have no problem with anything.
I was very unsatisfied with the communication from American Home Shield and from the contractor. They told me how serious it is, they never got back, and then they came up with these outrageous invoices. But, everything is new in this house. I am canceling my subscription with American Home Shield. I paid them, but no one from there even got in contact with me. Trophy says that American Home Shield denied the claim, but American Home Shield told me that they were reviewing the claim. It was weird.

I still don't have a dryer working 100% and I’m very unhappy. I have one that's sitting in front of my front door where the delivery guy dropped it off. Somebody was supposed to install it, but the pedestal at the bottom didn't fit. I tried to order a pedestal from American Home Shield, they were out of stock, and I was told to buy somewhere else, so I did. As it turns out, I wasn’t supposed to do that. When I called to ask for a tech to come back out, the lady said if the pedestal didn’t come with the dryer that was delivered, they may not cover it or they may not do it and make me pay. And they wouldn’t allow me to order the pedestal from them again until I talk to a manager. I've left messages twice and I haven't heard anybody.

My recent experience with American Home Shield was better than past experiences. I had filed a request recently, but they didn’t have any plumbers available, which was my main complaint. I was even thinking about canceling because it’s crazy not to have plumbers in my area. This time, when I called, they found a couple of plumbers in the Toledo area, but that was months ago.
What happened was it caused damage. I’m still upset because I had to get my walls cut open. When I first called, it had just started, and they acted like it wasn’t an emergency. It was winter, and leaks in your walls are an emergency. The leak ended up damaging my entire ceiling that goes into the bathroom downstairs, so now I have drywall and other repairs to deal with. But when I called to cancel, they said, “We now have plumbers in Toledo and will send them out at no charge.”
In the future, they should have people or at least contractors in the areas they are servicing. That was my main point. The plan started out affordable at $50 a month, but over six or seven years, it’s doubled. I’ve had a couple of claims, but not many. I understand that’s their business, but the other companies I’ve looked at are much less expensive.
With prices increasing and more things I have to deal with, not to mention the repairs I’ll need, which are really avoidable, that’s my current problem. I’m trying to decide whether I want to stay with them or not.

I moved into the house in February and the leak in the fridge started about a month after. It stopped for a couple of months and then started again. I think it's just frost in my drain. The technician from 95 Appliance Services accidentally ripped the door off my refrigerator when he was moving it, but he seemed to fix it. I might have to follow up. We don't know if the issue is resolved yet.
I had another technician come out for my water heater, and he tried to scam me. I had to call Wells Fargo and put a halt on my payment. It seems like all the companies are trying to scam the insurance to get more money, and the technicians are trying to scam the companies that they work for, and the consumers. From now on, I'm just gonna call American Home Shield before I make any decisions with any kind of technician.

I filed a claim for my AC and paid the $125 fee. I called American Home Shield to ask about the claim process. They told me that after the technician comes out, it would take two days for them to send the report back. It ended up taking a week and a half of me constantly calling the warranty and the technician’s place.
The contractor wouldn’t send the report over. No one would actually speak to me or get back to me. American Home Shield gave me the same scripted response. It was something that they had to say but never actually helped or made any difference.
Then I finally spoke with a supervisor from the technician’s place. They sent the report over to American Home Shield, but at the time, a week and a half had already gone by. The warranty ended up denying my claim anyway, so I asked for a refund of the $125 fee I initially paid.
It was an incredible waste of my time. It was the coil that needed to be replaced. On my benefits breakdown, it says that’s something they would replace and cover, and the technician also told us it was approved.
I was really shocked because it was just a coil. It needed to be replaced because it was worn out. The technician kept texting and calling us, saying it was approved and that they were ordering the part. Then come to find out, the claim was denied and no part was being ordered.
I didn’t even waste my time calling the warranty, because when you call in, they’re just reading a script. They don’t care. I tried talking to someone last week from American Home Shield. The girl didn’t wanna hear it and put me back in the queue to wait on hold again.
My experience with American Home Shield has not been very good. Overall, I’m not happy with them. I’m actually canceling with them and looking somewhere else.

I've had American Home Shield years ago, and this is the second time I enrolled with them. Fast Response, the contractor provided by American Home Shield, was not very honest. The technicians came out in March and checked my air conditioning. They took $125, and said there was nothing wrong with it. Then, last week, everything's wrong with it, but American Home Shield is only going to cover the evaporator cell, only if I let this Fast Response make all these changes that were alleged to be wrong.
When I had the other company come out, they stated there was nothing wrong with my build. They said that Fast Response lied on the analysis of my build, and that they made it where American Home Shield would not repair my build. In reality, it had a leak. The other company fixed the leak and that was it. They put it in writing too, because I'm gonna file with the Better Business Bureau and also with the state attorney general on both American Home Shield and Fast Response on Monday. They are not reputable companies.
American Home Shield doesn't keep their word. They just want the monthly fee and the $125 service fee, and then they look for ways to get out of fixing your items. This is why I quit using them 15 years ago. I'm retired and I thought that I'll just put a home warranty and maybe I'll get lucky. But my brother and my neighbors who had American Home Shield warned me that it was going to be like this. Also, the support is overseas, and I can't talk to anybody in the United States. It’s hard to understand anything they're saying, but it’s not these people’s fault. When I asked to speak to managers and supervisors, I didn't get the opportunity to speak to them. They said that they don't have the ability to transfer me stateside.
I understand how frustrating this experience must have been, and I truly appreciate you taking the time to share your feedback. We’d welcome the opportunity to speak with you further and address your concerns.

Joy Plumbing took care of the sink less than a week ago, but it got worse. It was not leaking when they came out, but now it's leaking. It's poor service, and that's the second time that’s happened when they came out here.
When they did my dryer a year or two ago, they fixed everything with no problem. But when it comes to the plumbing, they're not good, I'm sorry. I don't know what's going on with that company, but to me, they're not legit. I don't want them to come back. Now I have to call another plumber and pay for it out of my pocket. I had the same issue before, and I couldn't get anybody to come out here to do it.
American Home Shield had sent me something about the spurts, and I told them I was unsatisfied with it, but other than that I haven't reached out to them. I haven't called back because I'm working 12 hours. I have to take time to be home to do it.
I don't know exactly how the insurance works. They tell me one thing and then tell me another one. Right now, I'm thinking about canceling the insurance, period. I have been with them for two or three years.

My water heater started leaking. The technicians sent out by American Home Shield were professional. They had to wait for an approval from American Home Shield which took four days. On the paper that the technician left us, he wrote, “Replace the hot water heater.” To my surprise, American Home Shield gave me an out-of-pocket cost of $1,040. They told me before all I had to pay was the service fee for $125 for them coming out. Then they started coming up with a whole bunch of other stuff that needs to be done, and they couldn't explain anything about the extra cost.
I kept telling them no. They weren't listening to me. As soon as I put my husband on the phone, the whole dynamics changed. My husband ended up getting cash in lieu. But they were paying Infinity $600 for the hot water heater. They gave us $492. The water heater cost me almost $700. That's not included with the expansion tank and all of that. My husband had to add to that.
The wholesale lady where we bought the hot water heater said that she has been a plumber for over 10 years, and the reason why they were charging me all this extra is because these companies need to bring their services up to code. Otherwise, they will get fined, if anything happens. She convinced me to get the expansion tank, because if that hot water heater blows, it'll stop it from doing something. She also told us about the other costs. If the man from Infinity explained everything from the very beginning, instead of calling us later after they talked to American Home, we wouldn't have this misunderstanding.
I informed American Home Shield that we had already bought the hot water heater, and that we had to pay extra out of our pocket just for a water heater, which didn’t include the expansion tank. She replied that they can just charge us $300 and we take all that stuff back." It took my husband three days to fix it correctly.
I have been giving American Home Shield money over the last two years. But I have never called them for any replacement of my stove and my refrigerator. I never called them. This claim was my first time with them. From this experience, I really and truly wanna cancel my warranty. I swear to God I do. My husband keeps telling me to give them another chance. Right now, it’s time to sue them. I don't have anything really good to say about my experience with American Home Shield.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide!

I’ve had American Home Shield for about four years since I moved into my house, and never had issues with them until recently. My evaporator coil went out, and Air City & Heating came out to look at it. They told that they no longer made coolant for my unit, and because my unit had been running low on coolant, eventually the compressor would go out. They said it would cost about $1,900 to replace the evaporator coil, and within a couple of months, the unit would go out, which could cost another $2,000 to $3,000. They suggested it would be cheaper to just get a new unit for $8,000. They also said finding the coolant and parts could take another two weeks. I thought that if everything was going fail anyway, it was probably cheaper to just get a new unit.
However, my cousin’s AC technician told me that my evaporator coil should be under warranty since I had registered it when I bought the house. I checked my paperwork for Lennox and saw that my coil was under warranty. I called Air City and told them not to bring a new unit and that I wanted to use my warranty. The guy who had tried to sell me the new unit called back and said I would have to pay a 20% restocking fee. I told them I shouldn’t pay for an air conditioner that wasn’t even delivered. I hung up and began calling around trying to see how I could get my coil replaced.
Air City later called back and said they couldn’t find the coil because they didn’t make it anymore, and if they found one, it would have to be refurbished. I called them again to tell them to just bring the new unit, thinking that nothing was working and that they didn’t have it anymore. Meanwhile, I called both Lennox stores in Houston and found that they had the coil and could get it. I called Air City back to tell them where the coil was available, but they insisted that wasn’t what they were told. They still tried to sell me a new air conditioner, so I put that on hold and had Abacus come out instead.
After that, I contacted American Home Shield because I didn’t want Air City back in my home. I was told that since Air City had started the process, they had to complete it. I explained that I just didn’t want them back, but they told me that in order for them to come back, I would have to pay the 100 something dollars service fee again. They also told me I could take the cash out plan of $5,000, which I thought meant I could submit a receipt for anything under $5,000 and be reimbursed. Only after speaking to someone else did I finally understand how it actually worked.
If I had known, I would have just paid the 100 and something dollars again and avoided being out $1,600. I ended up paying $3,000 to get the coil fixed, when I could have avoided most of that cost if somebody explained the process to me. The representative in the cash payout department eventually clarified that I couldn’t get my money back. They gave me $1,400, but I was still out $1,600.
Despite all this, I’m extremely satisfied with American Home Shield because of the service I received from the representative in the payout department. I think more training is needed for other representatives so they can give customers full explanations of how it works.
Thank you for sharing your feedback regarding your AHS customer experience. We are glad to provide you with prompt and professional service!

I had PJ Appliance come out as the second vendor because the first one said the washing machine was bad but never submitted a report to the warranty. PJ Appliance was good. The technician was thorough, took the machine apart, explained everything to me, and then wrapped it up. He couldn’t fix it, so now I’m waiting for the replacement.
This claim started back on March 6th, and I’ve been getting the runaround the whole time. They say they’ll call the next day, but they don’t, so I end up calling myself. I’m not too thrilled with American Home Shield, to be honest.
The managers should be accessible. By the time I kept calling, I was already into the next month of waiting for this washing machine to get fixed. I wanted to speak to a manager, but the representatives wouldn’t connect me or give me a manager’s phone number. The claim went to the escalation department, and they did okay, but they still could have been better.
I hate to hear about your most recent AHS experience and the issues to have the appliance repaired. I would be glad to speak with you to resolve your concerns with PJ Appliances.

The first technician from American Air told me that if I send him money, he can make the paperwork say what you need to say. Then he started talking about his own air conditioning side business and that he could get us a great deal if we just bought a new unit from him. This was all part of the reason why we requested a second opinion. So, the second tech came out and seemed like he was doing a fantastic job. I didn't have any personal problems with him, but he blatantly disregarded a leak that was in there that the next company found very simply. The second technician was from the same company and he was a lead technician. He had great customer service, but poor execution. Then CamAire came out and the guy just laid it all out, and we were able to make an easy, informed decision.
We were in the middle of a home sale when all this was happening. I had American Home Shield for maybe seven years, and the only issue is no matter how much feedback you give about the company that they're using, they don't take it. They'll just keep sending the people out regardless of what you say.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide!

Our recent service with American Home Shield went well. My only complaint was that I was told the technician would be here between 8:00 and 12:00, and I asked if they could put me on the earlier side of the schedule. He texted me, but I was fast asleep and didn’t hear a text. At 7:20, my bell rang—that is my only complaint, that they did not communicate it well. For my claim, the problem turned out to be something leaning against my washing machine, so it wasn’t a complicated job. The technician was nice, pleasant enough, but he just didn’t talk very much.
We've been with American Home Shield for a lot of years, and I have no complaints. I know getting into it that there are shortfalls. I know that in the summer you're going to wait for air conditioning service. I know that it's not perfect and they’re not going to just replace anything until they’ve checked it out. We’ve stayed with AHS a long time because we're happy with them. My favorite company that they use is the Jones people. They are the best, honest, excellent, and know what they're doing.
Thank you for sharing your feedback regarding your AHS customer experience. We are glad to provide you with prompt and professional service!

I just cancelled my coverage with American Home Shield and I'm looking for another home warranty supplier. Two years ago, my air conditioner failed and they said that it could not be repaired and had to be replaced. I decided to take a payout, but they didn't give me enough money to replace it. They had a single vendor with a price that was above the amount that they would pay. Plus, they wanted me to break concrete around my swimming pool in order to put a new air conditioner in. The payout was about $1,200, but the new unit was $5,000. I got my own vendor to supply that service and they didn't have to break concrete. Recently, a wall unit air conditioner failed in my garage. They insist that it's a window unit, and those are not covered. It's about $500 to replace it, but I still think it can be repaired if I find my own service technician. The compressor and all works fine, but the fan doesn't blow.
Thank you for sharing your most recent AHS experience. I would be glad to speak with you to discuss your most recent AHS experience and the cost to have the AC repaired.

My dryer wasn’t drying my clothes. It took a day or two and about 10 cycles just to get one load dry. The first technician who came out stopped responding after she ordered the parts.
The second technician from a different company came out. He ran the dryer for 15 to 30 seconds, said there was no problem, and left. They told me American Home Shield won’t cover anything if it’s still producing heat, no matter how low the heat is.
The technician didn’t check anything. He didn’t take anything apart to see if the parts were working properly or going out. I asked him about the heating element that the first technician said was going bad, but he didn’t even check it. He said that because I turned the dryer on and it produced heat, there was nothing more to do.
American Home Shield has used that first contractor a few times. They do a thorough job. Sometimes they’ve taken things apart and asked us to dry things while they check everything out. They’re really good.
The second contractor seemed like a rush job because American Home Shield probably reached out to them last minute, just trying to find a replacement company. The customer service could have been better, and the technician could have been more thorough.
They’re coming back out because we’re still having the same issue. It’s definitely affecting my light bill, since I’m constantly running the dryer for two days just to get a small load completely dry.
When the first company stopped responding, my claim was escalated to a supervisor, and she’s checked in weekly. A technician was supposed to come Friday, but they texted last minute that they were on the way, even though I’d already said I’d be at work. It feels like they do what’s convenient for them and not what we agreed on.
The American Home Shield supervisor reached out to the company because there’s nothing in our contract saying that low heat means there’s no issue with the dryer. So, she was confused about that too.
She told me the technicians are sent out to resolve issues before they turn into something major, especially with summer coming. Running the dryer already makes the house hot, and having to run it all day or go to the laundromat and spend $40 to $50 is getting out of line.
This is the first issue we’ve ever had with the companies they send out. We’ve had American Home Shield for a long time, and we’ve never had a poor experience with their contractors. They’re definitely working to get this resolved. I have no issues with American Home Shield. They’ve been great overall.

I filed a claim with American Home Shield. The main reason for the call was that my garbage disposal went out, and it started smoking. A lot of stuff just happened. I also noticed I could do other little tidy-up things. My toilets needed to be fixed because the front was running and the back was leaning. Then, in that front bathroom, the handles and faucets were stripped. I tried to get that together. I just had the contractor look at them as well.
The contractor did a great job. He explained everything and tried to get it fixed as best as he could. The garbage disposal is back working, and the toilet is not running. It’s working better now. He was very good and nice. If I have to deal with that plumbing company again, I want the same person.

American Home Shield sent two contractors out, and the second one was able to fix the problem. The first company came a couple of times, but they still couldn’t fix it.
We didn’t realize another company was coming until we got a call saying they were taking over and sending someone out. We never really heard from American Home Shield that there was an issue.
I don’t know that they’re consistently on the great side, if that makes sense. Sometimes I feel like the customer service could be better. But it feels like that’s the case with everything these days.
The price is fair. We’ve been with American Home Shield since we bought the house, about 20 years. At some point, the prices should drop a little. I’ve probably paid for everything they’ve fixed by now, maybe twice.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide!

US Plumbing and Rooter initially called, saying they would come that day. I got a text message confirmation, and shortly after, it was changed and that they were coming the next day from 12:00 to 4:00. Then, nobody came the next day. And that was when I called customer service because it said online that the call was done and completed, but no one ever showed up. I do not know if there was a confusion because they told me afterwards, another business supposedly was confirmed. There was a communication issue.
After I called the customer service, they reverted the claim, and set it up so that they could call me back. We made an appointment, and they were there the next day. They were very professional and they fixed it in less than half an hour. Overall, American Home Shield is very professional. If the second opinion took as long as the first opinion, I wasn't gonna wait.
I told Doshier, “You get this air conditioner fixed. I'll pay you for it. And then I will talk to American Home Shield about reimbursement.” This is the first time that I've ever turned anything over to my home warranty. I had a sump pump put in last year sometime, and the contractor didn’t put it in right, so it cost me an extra fee. We had a lot of rain, and I was hearing all this noise all through the house, and it was the sump pump. They had to move it and fix it. It did work, so I didn’t get any flooding like some people did, but it cost me a service call. Being retired and on a fixed income, that was $100 unnecessary that I had to spend. That was the only real big thing, but most of the contractors are good.
I’ve been extremely satisfied with everything else because I’ve gotten the hot water heater fixed and they redid my AC, so I can’t really complain. The price keeps going up, but the service is quick, they come right out. The longest I’ve waited for a technician to come was two days.

He’s very easy to work with, punctual, and shows up when he says he will. He can be a little abrupt when he’s busy, but over the years, he’s worked out fine. I manage 20 properties, and he’s handled all the ones that have garage doors.
American Home Shield can be a thorn in the side, but honestly, they’re the best option we have here. They can be difficult to deal with.
It feels like there have been too many changes over the years. I don’t know if it’s new ownership or what, but they’ve changed policies without really communicating it. You’ll call about something and suddenly hear that they changed that, or they don’t cover that. And now they don’t offer coverage in Hawaii unless you already have an existing policy, it’s like holding a golden ticket you don’t want to let it go.
They do pay for the service, and while you’re paying for the warranty, most of the vendors they contract with are good. I’ve had a couple of issues here and there, but in general I’d say about 90% of them are really reliable. You get a bad egg that makes you want to throw them to the curb.
You can still call them to make changes, but I used to be able to handle everything online, and that’s no longer an option. Since they updated their software, the interface has been glitchy. There have been a lot of issues with the system and the changes they’ve made. That’s probably my biggest problem with American Home Shield.
Over the years, I’ve worked with the same reliable plumber every time. If he’s not on the assigned list, I don’t proceed with the ticket until I can select him. I’ll call and ask him to release himself so I can choose him, to check his availability. If he’s not available, I’ll wait until he is. Sometimes he’ll call me at 7:30 in the morning and say that he’s available. I’ll submit the work order right away.
He’s been my plumber for 10 years and has worked on all my properties, so I’ve been able to keep him. As far as plumbers go, he’s like gold. The only issue I’ve ever had is that sometimes he’s just too busy.
The price is fair. It’s valuable and worth it to me. I’d rather pay $600 a year, even if I don’t use it, because all it takes is one major repair to make that $600 worthwhile. Honestly, I’m not sure how they make money. I assume they must have a lot of homes that don’t need repairs.
I sincerely apologize for the difficulties you've been experiencing. Your patience and understanding mean a lot to us. Despite any shortcomings, we are grateful that you took the time to leave a positive review. Your feedback is invaluable and helps us improve our services.

I’m okay with the people from W Home Repair who came out, except for the fact that it was hard to get ahold of them sometimes. Like the guy came out on a weekday and then over the weekend, The stove stopped working after he supposedly fixed it. And the guy who the business was with, you couldn’t get through on the weekend.
There was no way to leave a message. There was no way to do anything, even on a Saturday morning. And I had to wait till after 9 o’clock on a Monday. That part was frustrating. But, otherwise, the repairman was very nice. It turned out that there were two things that could be wrong. So, they fixed the first thing, but that didn’t do it. So, then he did the second thing, and then that took care of it.
I am old and the thing I do not like sometimes is that when I call, I get a language barrier and it’s not easy to do the automatic one. Like a while back, I had to do something with my attic fan, and they just could not understand what I was talking about. Still, I’ve been with the American Home Shield since 2014, and I’ve been very happy. The last time I had to take care of this, it was taken care of very quickly and nicely. The tech fixed one issue and I thought that would remedy the problem. But it did not. I called Mason Mechanical and I was instructed to call American Home Shield for a recall. Mason Mechanical came back out yesterday to assess our system.
The system is the original system from when the house was built. Our house is 23 years old. It is time to change the system out and I need an upgrade. American Home Shield will help with that. It is a value and an asset to have some sort of home warranty plan. American Home Shield has definitely helped us in the past with appliance breakdown and wear and tear. It's worth the investment just to have that extra bit of security and coverage.
The price of American Home Shield has increased since our initial signup. Anyone who has a service contract would not feel that they're getting the best price as far as the increases. But I understand everything in this economy is increasing price-wise. I'm not too unhappy with it. I would recommend American Home Shield.

I’ve been with AHS since October. The experience was good. However, my warranty doesn’t cover anything. My experience is more terrible, my HVAC won’t be covered. I didn't know that I didn't have the best policy. I only had the gold plan. My out-of-pocket is going to be around $3,300. That's a whole lot of money. I can't afford it even with a warranty. That experience is bad for me.
The total cost was going to be $3,600 for the part and installation since the whole unit needs to be replaced. Then they would only cover $508, which is really nothing. At this point, when you're under the assumption when you buy a home warranty, you often assume certain things will be covered, but that’s not the case.

American Home Shield sent a contractor to service my system. They told me what they were going to do step-by-step. The system is working fine now, so I’m pleased with it. I also got a brand‑new system through the warranty. So, they were really good.
The representative was great. I asked a lot of questions, and he explained everything to me about getting the two units. Sometimes, I have a little problem with communication, but overall, their customer service is pretty good.

American Home Shield serves a purpose, but you really have to be your own watchdog. I’ve had them for almost 10 years, since it started, and I actually have them on both houses I own. If they ever send someone out you don’t like, you just have to send them away and call the next guy, because the people they send aren't always top drawer.
For example, Economy Comfort just worked on my dishwasher. It took a long time for them to come out, and then a long time for them to come back again. When they came back, they were only here for 15 minutes and then they were gone. It works now, but you just wait a long time for it to finally get done. I probably could have figured it out myself, but I didn't have to.
Still, we’ve had coverage on everything for a long time and some of our claims have turned out really well. Back in Tennessee, they replaced the entire HVAC unit, which was a big deal. When we sold that home, the warranty went with it and the people were really happy. So, overall, it has worked out.

It took Crystal Air three days to come back with an appointment, which I was interested by. They were a little slow. But it all got fixed. The guy came out and was very nice but a little dicey. He hung the fuse and it took the machine a while to reset. At first, he thought this was more specialized because it's a heat pump and it's way up in the mountains. Then all of a sudden, he goes, "Wait a second. I hear it coming." Sure enough, it fired up and was blowing cold air, so I was happy. When I turn on the air, it comes on now.
I'm not a big fan of home warranties. I told the owner before not to bother. If I have a bad disposal, that would cost me $70 and 15 minutes of time. But I would have paid $100 to get someone from the home warranty out here to do it. These guys get us paying at the front and then again at the front. Unless it's something seriously major, it's really not worth the money. More than likely, it would have cost me $100 to call Crystal Air myself. I don't think they're worth the money.

It’s easy to schedule service. I didn’t want to go fishing for who’s doing a good job, who’s not, that’s why I thought having American Home Shield was good thing. The garage door wasn’t closing, it kept opening again, and they fixed it. The Flash Garage guys were good. The first time they came out, it was out of the warranty claim, so we paid them. But the problem came back within a couple of days, so they came back, made sure it was fixed and it didn’t happen again.
We had another claim with another company for the cooktop and the hood fan, and we're still having a problem with that. The guy was rude to the people in the house and kept saying there wasn’t a problem. I told him the manufacturer said that there's a problem and we had to replace it and he wasn’t listening. I told American Home Shield that this guy was a problem and we’re still waiting on the report, and next steps, but nothing has happened yet, and it’s been over two weeks. We might try it one more time, but if we have a similar problem, I'm not gonna keep it long. I can't just wait and keep paying $100 without getting service. If it works, and I'm hoping it'll work, we'll stay with it for a bit, but I don't want to deal with the monkey business of these guys not doing their jobs and not responding.

I had an issue on the fan motor on the exterior unit for the air conditioning. I logged into my account to put in a request and there was an air conditioning section. But the only stuff in that section was a wall unit or a heat pump. It was odd. But this was the first time I’ve had to call in for over a decade and not be able to do it on the website.
Submitting a claim is usually a seamless process and I rarely ever talk to someone. The website will tell me that I’ll receive a phone call from the contractor within 48 hours. But in the last five years, it’s just a text message from them saying you’ve been scheduled on such a day during this four-hour window.
In the end, the tech was able to take care of the issue in one round. He had a motor on his van and he was able to take care of it right then. In terms of pricing, I wasn’t super happy about the increase in the service fee, but I get it. Everything with inflation is going crazy right now and it’s just part of the times.

They came out because I had a broken spring, and my springs are supposed to be covered under my warranty. And when he got here, he said only one of your springs is covered, and he was going to charge me $390 for that spring. Which is not true because springs come in a set. But he said, Only one of your springs is covered. So I'm gonna charge them $390 for that spring. And then you have to pay me an extra $220 for the other spring. Plus, your rollers need to be relubed or whatever, and you have to pay me $240 more for that. I said no, I'm not doing that. That's not how it works. I've already paid my $125 service fee to the warranty company, and he's like, Well, you're gonna have to pay it because that's how it works.
He wanted to charge me almost $500 extra out of my pocket. I ended up buying the springs for $103 for the set and had a friend put them on because my car was stuck in the garage. I had to sit on the phone with them for an hour the next day and go through three different people. They came here and did nothing. They finally gave me the $125 back, but I was not happy. I've had it for probably maybe eight months or so, and that's the first time I'd ever filed a claim.

I have two other properties, and I have American Home Shield on both. There was some weird noise from the wall that sounded like water is dropping somewhere. It has been going on for the last two years but there's no watermark outside. Most likely, water is not leaking, but it looks like it is from somewhere and dropping at some place. The guy from Compass Plumbing sounded like he's knowledgeable. He said that when I start my hot water, the pipe expands. That can cause the sound, but even without running hot water, it happens. Whatever Compass Plumbing is doing, I'm happy with them, though my problem is not solved. I understand it's not that easy and there’s something weird going on.
The monthly fee I'm paying with AHS is something like $90, and every time I call, it’s $100. The only thing they cover is leaking or stuck up plumbing. Anything else, they always say, “No, this is not covered.” We, as consumers, don't know their fine print. I probably signed it and accepted it, so that is the way I take it. When they say that it's not covered, I say okay, but I feel that nothing is covered. It’s been 15-20 years with American Home Shield and it’s the only time it’s leaking. They change something fix the leak, I pay $100. If I call any plumbing, they’ll charge me $100 for that job, too. All appliance insurance companies are probably like this.
I hate to hear about your most recent customer service experience. I would be glad to speak with you and get the issues resolved.

When I filed a claim online, it took about 3 days until somebody was scheduled to come, and then they weren’t able to come out for about a week. When they did come, it was about a week and a half for them to come back and actually do the repairs. So it was almost three full weeks from the time I filed the claim about a drippy faucet. It wasn’t a huge deal but we wasted a bunch of water and it was annoying that we had to wait three weeks plus.
Besides the time frame, that last service was fine. But the experience I had before that was terrible. I have two fridges in my house, one for kosher foods and one for unkosher foods. The liner was starting to come off on both of them at similar times so I had somebody come out. I filed a claim online and that was my problem because I can only request one device at a time.
They sent somebody out within a couple days and it wasn’t terrible. That person looked at both of my fridges and said they needed new gaskets. We went back to AHS and they only approved one of them.
I had a 5-day long battle with them and different managers because they were telling me I needed to pay another $100 co-pay for a second device. I told the rep I’ll pay extra $100 but I didn’t want somebody new to come in my house. They already had a report saying that’s broken but they were very firm saying I had to pay $100 again and get somebody to come back out to my house, look at the same second fridge again, and determine the same exact thing.
A week later, we were able to get it serviced. It was a very frustrating experience and nobody was willing to work outside the box. It was a very strict set of rules. I was trying to save them money and save me time but they wanted nothing to do with it.
The customer service was not great. I had 6 different reps I talked to during that period of time. Four of them were garbage. One person told me I was wasting my time and that I should schedule the second one. I’m glad that she said. She was telling me AHS as a company isn’t going to be lenient about it and she didn’t want to see me continue fighting a fight that I wasn’t gonna win. I filed the second claim and we got the second fridge fixed. But it left a bad taste in my mouth.

I had a hell of a week with three services on my account. My water pump and AC went out, and my garage door broke. I was a little overwhelmed, but I'm grateful that I had American Home Shield. I typically get a response when things go wrong, and service arrives within 24 to 48 hours, which is always good.
The AC stopped working, but the technician from Integrity Air Conditioning serviced it before, and he remembered me. He walked me through what was wrong and how he fixed it, and it's been good. It was leaking yesterday, but my husband drained it, so hopefully that fixed it.
When my water went out, the contractors, H2O, were here first thing Thursday morning. They told me what was wrong and said they would file the claim and be ready to fix it as soon as 10 a.m. I called American Home Shield numerous times because H2O was waiting for the approval. But I couldn’t speak to anybody, and nobody ever called me back. I was very frustrated.
A very helpful lady from H2O later told me it was taking so long because they were trying to see if they could approve more money, as the job was more than the amount that was approved. So I went two days without water. By Friday, H2O said they were going to fix it, and if AHS does not approve the repair, I’ll have to pay it.
The communication was very bad. Somebody should have said something to me so that I could make a decision to either wait for the approval or just pay for the difference in advance. And I don't know why it was so difficult for me to speak to a supervisor when I'm having an issue. I pay for a service. That I had other appliances broken made it worse.
Thank God that H2O fixed my water without the approval, so I wouldn't be stuck without water during the weekend. When I complained about it, the lady I spoke to said they would refund me the service fee that I paid because of the inconvenience, which was helpful. It was nice that they understood my frustration with the customer service.
I am happy with the service that I get. I just think that there should be some training to understand that some things you can wait on. A broken washing machine taking two or three days is fine. When it comes to water or air, something should be expedited or taken more seriously.
Thank you so much for taking the time to provide your valuable feedback. We truly appreciate your business and are grateful for your continued support. Your insights help us to improve and ensure that we are meeting your expectations.

The last young lady gave me the hardest time it was like talking to a brick wall. She was giving me all kinds of excuses as to why it didn't meet the emergency guidelines, and I had to really pound it on her, and I shouldn't have to do that. I love American Home Shield, and I have had them for a few years now. They have done as expected, and they are responsive to our inquiries. When you put something in online, it is taken care of right away. Someone calls you, they keep up with you, they follow up, and they text, and I like that about them.
I’ve used people for the air conditioning and heating, and we did the air conditioning free check. I like that every year they give you a free check either on air conditioning or heating. You just have a window to get it done, and you get a free check. And then if there’s any kind of issues, they report that back to American Home Shield who will then give you the choices, either they fix it or they will replace it, or they will give an option to like you pay a part of it and then they pay the other part of it if you want something different than what they are giving you.
So, say, like for instance, I had a problem with my washer. The tub was bad, and so they gave an option. They said, “We will replace it, but this is the value we see,” and I was happy. That was much more than I paid for that anyway, so that was fine. But for me to go up to the next category, which is what I did, to a smart machine, I had to pay the difference. So, they gave me the money for what I needed from them, and then I took the rest of it and then added it to what I wanted. They sent it out, and had people install and take the old one out. It was seamless.
If I have an issue with something, I have a 30-day window, and I like that. For instance, the guy came out and did the air conditioning, and he said, “There’s some issues, let me report it back to them and they will get in touch with our next steps.” However, their prices go up every year. Still, overall, it is a good company.
We appreciate your business and value your feedback. If there is anything else we can do for you, please let us know.

I've been using American Home Shield for 25 years now. I am bothered that they use people who are overseas, rude, and horrible. They don't know things. I'm not a racist of any kind because I'm African American, but I would prefer to talk to somebody that's in the States.
Some days it's good. Some days it's bad. Like right now, I'm frustrated. I've called American Home Shield twice because I have a leak in my daughter's bathroom. I told them this two weeks ago, and they sent a plumber. I told them that the plumber didn't do anything. That plumber wanted me to do a side deal with him. American Home Shield didn't even have him on the list.
Today I still haven’t received yet from them the money to fix my daughter's bathroom. She flew in from Texas today, and now she has to go to my bathroom or downstairs. I've been waiting for this for a long time and they gave us the runaround. I feel like they just take the money. American Home Shield has not so good people that are trying to do side hustles.
Their prices are going up, but they're getting subpar people. So, when I noticed that the last person who serviced me was professional and he handled the issue, I told him that I will request him next time. But it's not always that way. This other person couldn't even understand me. Then he was talking in Spanish which I could understand. I didn't like that. He asked me why I was standing by him becuase I was trying to see what he was doing. I don't think some of them know what they're doing. I explained that I don't know him and have never seen him. I don't want anything happening with my walls while I wasn’t watching because I have a washing machine and a dryer right next to each other on that spot.
Sometimes the contractors are good and sometimes not. Some of the people that have worked with them say they don't pay like they used to. I don't want to hear all that. I know what I'm paying each month and get the professionals and get the best people because they're working on our house. So, I want good people working for the company.
I've already recommended a lot of people to American Home Shield, and they use them. I feel like they used to be better. They're not as good now, and then they want to charge everything now. It seems that they have slacked off on their customer service, getting back to people, and making sure they're getting reliable people.
I paid my monthly fee for 25 years, and rarely used my warranty until lately because the house is getting old. I could have gone with the company that I worked for because they were a competitor. But I don't like to mix personal with business. I was the head of HR. I don't wanna talk to somebody in the call center that I know because who knows if I lose my temper with them.
Sometimes I've had to call plumbers from my previous company, and just pay out of pocket, because I knew they would do good work. It is sad that I have to do that sometimes because I can't get good ones from American Home Shield.

I had a service with American Home Shield for my heater. Part of the problem was that I filed my claim online as I was dealing with my mom’s problem, so I didn’t explain clearly when the technician called. My heater would come on, but the temperature would not elevate to where I had set it. For example, I had it on 70 when it was reading 60. Sometimes it would turn on, but it would start blowing cold air continuously, so we turned it off. We couldn’t figure out what was wrong with the unit, even though it had been working all along since I purchased my house.
I was very, very frustrated. We’re now dealing with moderate temperatures, so it’s hard to gauge the extent of my heating issue. When the technician came, I said to him that it was coming on, but since he wasn’t staying long enough, he couldn’t see if it would heat. The house was around 70–73 degrees, and I would need to turn it up to 80 to see if it would heat properly. Then I would be uncomfortable waiting for the temperature to elevate or at least troubleshoot the issue. I understand the unit is old, but it had been working, and I didn’t think there was anything wrong with it.
It didn't feel like the technician was customer-friendly or sensitive during this visit. He may have been a little educated because my son wasn't at the house when he got there, but we were just trying to make do.

The water stopped coming out of my refrigerator. The technician from Unique Appliance Repair said he would order the part and come back. The part arrived and he returned, but I wasn’t home.
Apparently, he pulled the refrigerator out from the recess and started working on it. I then got a call from him while he was with my father-in-law, who doesn’t speak much English. He said the pipes were leaking and that something must have back-flushed. I was on a work trip at the time and managing everything from 2,000 miles away.
I told him the pipe wasn’t leaking and that the only issue was the refrigerator not working. He told me to call a plumber immediately and not turn the water on because it was leaking. I didn’t have time to contact American Home Shield to coordinate someone, and they usually take several days to send someone out. I couldn’t wait that long without water. I asked if he could fix it, and he said no, that I had to call a plumber. Then he left.
So I called a plumber right away. Roto Rooter came out and said someone had broken the valve on the water supply coming from the wall.
The Unique technician had my father-in-law sign a note stating it wasn’t his fault. My father-in-law said there was a lot of noise like the technician was hammering and working aggressively. I ended up paying almost $800 for Roto Rooter to fix it. They fixed it, but now I have a large bill for something that wasn’t an issue before.
I contacted American Home Shield and told them the contractor they sent took no responsibility. They told me to call the company directly. I felt that defeated the purpose of having the warranty if no one takes ownership when something goes wrong.

I know there's going to be an up front cost if they come in. And it's usually cheaper than calling somebody on my own, at least for the initial call.
Recently, the upstairs air conditioner was not cooling properly. The technician who came out was great, seemed very knowledgeable, and explained everything to me about what was going on. My garage door suddenly stopped working. I had to hold the button inside for it to go up or down, and the remotes didn’t work at all. The contractor came out and ordered two new remotes.
Two weeks later, they came back to fix it. The contractor couldn’t program the remote built into the rearview mirror in my car. Three of our cars have those, but he said he couldn’t do it. The technician who came had trouble speaking English, so he couldn’t really communicate with my daughter.
I wouldn’t recommend American Home Shield because getting service takes forever. Most of the time, I’ve had to follow up with the contractors myself.
Thank you for taking the time to share your experience. Your feedback is important to us. Many Thanks, Kim

On our recent claim, they sent someone from Universal Appliance. They were working on our refrigerator. The first time they came, they put a starter on it and said it wasn’t starting. So they thought the compressor had gone out. The second guy came out, they ordered the parts, and then they came back and said he had wired it wrong. So the compressor wasn’t bad. It was just a starter. The refrigerator is working now.

American Home Shield has covered everything I've inquired about. I have no issues with them. They've been good. I usually file a claim through the app or I just go to the computer. But this last one, I did it through a phone call. I had an issue with the garage door and that was not one of the items I could choose online. So I had to call and they went ahead and created the request over the phone. They came out right away and they already fixed it. Their price for filing a claim seems a bit high, but I've had no issues when I have to make a claim.

There was an issue with heating element in the oven and in the computer at the top part of the stove. 7-H Home Services came out and they did good. They travelled far away to get to me, and I was wondering why American Home Shield gets them from so far away. But, I’ve known they have been using 7-H as they also came for my icebox before. In my experience, if AHS ordered a part, it would take a week. The contractors have to wait until they do the things in the area as they would not come for one person only. Still, after the repair was done, everything has been working great.

Currently still trying to resolve part of my house having no electricity. The electrician came out 4/23 and diagnosed the problem. I specifically asked the cause and was told there is no definitive answer but best guess is age of the home, which would be normal age wear and tear. Within 24 hours AHS had denied my claim stating the electrical company says it’s caused be foundation movement. Electrician left me a copy of the diagnostic report which states nothing of the sort. I have had 5 phone calls and 2 app chats with AHS telling me the diagnostic report says foundation so it’s not covered but they cannot provide me a copy of that report. So electrician says they can’t definitively say but AHS can say what they want to deny the claim and then refuse to validate to me who made that determination.
Meanwhile I am on day 18 of part of my house having no power. I can only talk to generic customer service and not the actual claims adjusters, and customer service just keeps reading my policy to me. Had every intention of renewing when my contract was up in two months but this has left a very bitter taste in my mouth as to how they handle claims.

My dryer wasn’t drying and was making noise. The Sears technician who came was very professional. He went down, did the inspection, explained what was wrong, and ordered the parts. A few days later, the parts arrived and another technician installed them. My dryer still makes some noise, but it’s drying now, so I didn’t complain.
I got my mom and her friend to sign up for American Home Shield. I’ve gotten quite a few people to join because they’re seniors. They’re on their own, and they can’t fix anything by themselves.
My mom had a new refrigerator and it broke. When the technicians came, they couldn’t fix it, so she got a brand‑new refrigerator. She also got a brand‑new microwave.
She’s only been with the warranty for five years. I’ve been with American Home Shield for 18 years and I still haven’t gotten a new appliance in my house. I have everything covered, so I’m just waiting to get my new stuff.
The price has been skyrocketing. When I first signed up with American Home Shield, my premium was $50 a month. Now I’m paying $104. I signed my mom up later, and her rate was much higher because she waited forever. She’s paying $175 a month now. That’s significant.
I’ve been with American Home Shield for 18 years, and I’ve never had any problem with them. Every time I call for service, the contractors come out and take care of things. Since I have a husband who can’t fix anything, I’m very pleased with the service. If it weren’t for the warranty, I’d be calling different places to get things done.
I was surprised the last time I submitted a claim. I filed it, and two days later someone was already at my house. Before that, it always depended on their availability. Sometimes it could take a week and a half before anyone came out to look at your stuff.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

I’ve been with American Home Shield for a couple of years, and so far, so good. My most recent claim was for a heating issue, which turned out to be my fault. I had the on switch on the fan instead of the auto. They just came and told me that, so they really didn’t do anything.
If I have a complaint, it's that when they do come to replace something, whoever the contractor is, always tries to upcharge. They'll only replace this, but if you want the better one, you got to pay some more money. It happened on several occasions.
For example, when they replaced my hot water heater, they said the pipes weren’t covered even though nothing was wrong except they were painted black. They said I can’t use those, so they had to replace the pipes. Then, when they replaced the water heater, they said that is all American Home Shield will pay for, but if I wanted a better water heater, I’d have to pay for an upcharge. And again, every time they come, it's always an upgrade.
Another time was when the guy came and fixed the sump pump, I had a backup battery sump pump so it was two total. They only replaced the one sump pump and everything went out and it was an adjoining system. So the backup system was connected to the main system. And they took out the whole system and only put in a regular sump pump. I'm not asking for any upgrade, but put back what was there.
I had another contractor that came out to fix a problem with the electrical meter. ComEd said that they couldn't replace the meter because it was connected to the house, but they told me exactly what was wrong. The ComEd electrician said to just replace the meter clips and this will be fine.
When the electrician AHS sent out got here, he was pressing me to get that $100 without even looking and doing any work first or just examining. Then his assessment was I needed to replace the whole meter panel. I had just put down a new concrete patio and he said that in order to replace the meter panel, I got to break up this concrete.
When the lights went out again, ComEd came back out and I told them what happened. The guy don’t call nobody and they we're going to send a contractor. They sent out a contractor to come and fix what was wrong, and he was here 40 minutes. He had everything and he replaced the clips inside the meter block. That was three years ago and I have not had a problem since.
Lastly, we don’t know which contractor will be sent until AHS send them. I usually check Google reviews for every contractor they send. Like the guy who did the electrical work, I would not have called him because he got some terrible reviews. It would be nice to be able to choose a contractor of my choosing from a list. Give us the option to choose a couple of people. That way, we could do the reviews, look up the reviews, see what they're saying about them, their work, and then choose from there.

This Home Warranty company has been unresponsive to complaints about the professionals with whom they contract. I have had numerous issues with their Electrical and Pool companies and have had to pay out of pocket for these services. At $1,200/year for coverage, it is not economically sound to then also pay out of pocket for Electrical and Pool repair services.
Good afternoon, Mia,
I apologize American Home Shield did not meet your expectations. I understand how frustrating it is when there are non-covered costs associated with your service requests. American Home Shield is a limited warranty and not a home owner's insurance company. American Home Shield has contracts with professional, licensed and insured vendors that service your area. Those vendors do have to meet the qualifications of your local, state, and federal government to maintain their license. It is no fault of the vendor when a covered item does not have a diagnosis of normal wear and tear, and the diagnosis causes the item to not meet the guidelines of coverage; or when a covered item is approved for repair or replacement but does have non-covered costs as defined in the contract, for modifications or code upgrades. I will reach out to you to see if I can further assist you. Thank you for your review.

I have not had a good experience with American Home Shield. I will switch companies as soon as I can. I've not been happy. The fact that I had to go to Home Depot this morning to get patchwork stuff to seal the hole in the wall so that I can pass a home inspection and sell my house is ridiculous. If the valve got turned on to hot water side of the faucet, it would leak water. When I tried to tighten it up a bit, it broke off into the wall. The house was built in 1992 and they used the PVC pipe and it was brittle. I didn't know that turning the handle would snap the pipe like it did.
Leak Seekers came out, repaired the leak, and told me that somebody would get back to me in the next 24 hours regarding the repair of the hole that was cut in the sheetrock to get to the plumbing behind the wall. Nothing has happened. I have a home inspection on the 15th and I don't have time to wait for whatever they're doing or not doing. It has been too long and I can't wait any longer unless somebody can come out today and fix the hole in the wall.
AHS said they have a third-party company. When my heat exchanger went out on my HVAC system, my heat exchanger was still covered under warranty. I said, "When you get the part, it's covered." They tried to upsell me on a whole new system. I said, "I don't need a third party calling me and harassing me about upgrading an HVAC system that's not all that old." They left me almost the whole month of March without any heat as soon as I declined buying the whole system. They made me wait three weeks before they came out and put in the heat exchanger.
They were fast in getting someone out here for the HVAC system. I was happy with that. But when it came to negotiating a new system is when they failed me. I said, "Why would I buy a whole new HVAC system if the coverage itself covers $5,000 on the heating end, $5,000 on the cooling end, and $5,000 on the ductwork? Why would I pay out of pocket to upgrade my system?" They were trying to pull a scam. If I had not thought through what everything covered, I would be taken advantage of.
I sincerely apologize for the difficulties you've encountered, and I want to thank you for bringing this matter to our attention. I’d truly appreciate the opportunity to discuss your experience further and work toward a resolution.

The part had already come in the mail, so the guy knew in advance what he had to do. It was an easy process. The downside is the rates just keep going up. I've been with them for over 20 years and I'm paying over $100 for the monthly fee, then I get charged $100 for them to come out and fix it. I'm a senior citizen, and I'm to the point where I'm thinking about going elsewhere. With the way prices are today, you have to look at everything from a cost standpoint.

Updated on 05/13/2025: Can I put a rating of zero. I have been a Customer of American Home Shield for many years. They used to be good. No more. The dragging out of a repair on my AC unit has caused it to fail. The process now renders an endless loop of customer service people whose goal seems to be to get to pay as little as possible while not caring if they break the contract with you to repair your AC or replace it. Run as far away from them. I have never experienced anything like this in my life from a business, blaming their supplied vendor and forcing you to go outside, so they can say they don’t have to honor the contract.
Original Review: This company is horrible now. I have had them for 20 years their service used to be good. No more. Find another company. I have had an A/C problem that has not been fixed for nearly a month due to the vendor not repairing what they initially stated and then delays around their process to approve a part that should have been approved a month ago. No real escalation support and delayed responses to my complaint. I belief they play games so you will fix it by yourself or accept a low cost offer after the long drawn out horrible response thinking you are desperate.

I just submitted a claim and someone came out, but they didn't have the part. They had to order the part separately and I did not know that it was supposed to be delivered to my address. Initially, when the contractor came out, he was not pleased and he was not communicating well.
It took three months for them to repair and put that little strip on my dishwasher. But when the contractor came, it was a different person. I had two parts, one that was sent to me the month before and another brought by the contractor. The contractor who did the repair was a little better than the original contractor. But overall, I was not satisfied.
They need to be a little more sensitive. I have also spent $500 getting them to come out five times for my HVAC and it's still not fixed. There was a delay because of the bad snow and fog, and then he just stopped communicating. I tried going through directly to him to schedule a return visit. And I called American Home Shield three times.
They said they will escalate this, but nothing ever happened. Not until they finally got the right person on the phone who was a customer service person who actually gave attention about what was going on. And he got it resolved and sent in a new supplier.
In the end, the problem was the incorrect suggestion of the first guy. But he resolved it and then it was all okay. The runaround from American Home Shield that was really disappointing. It just took almost three months to get the service.
I think we're in our fourth year with American Home Shield, and I noticed the price has changed.

The only negative thing is the time it took for the job to actually get done ‘cause they said that they had to wait and then they had to reorder the parts because it was the wrong one that arrived. There was an issue with my main drain line to the street and I submitted the claim over the phone. The interaction and communication with Mr. Rooter was okay. But they were using a machine that wasn't up to date. It was a drain clog machine, but it wasn't good enough to do the job. And it didn't do the job. The guy left the line like it was. The only thing they recommended was a pressure cleaner for the drain, but he was talking about another $450, and he said American Home Shield wouldn't cover the pressure one.
I had to call out another company. Deuce Plumbing came out and opened the line. It didn't completely open, but it did open it where the drain was moving. Then they came back out and did the line with a more powerful machine. That's who wound up clearing the line. Mr. Rooter didn't clear the line at all.
I've been with American Home Shield for years, and the reason I got it was because of the possibility of things going wrong in my house, like my refrigerator and washing machine. They've sent people out for the washing machine three different times. For the times that I paid American Home Shield the deductible, they could have replaced the washing machine.
When my pool pump went bad, they replaced it. The sewer thing also went bad. Between those, I paid two different deductibles for $100. I could’ve had the sewer fixed without paying the deductible. American Home Shield is useful when you have a major problem. If they send out the right contractor, it's fine. But if the wrong contractor comes out, then it's a nightmare and it looks bad on American Home Shield.
I've had a problem with some of the things that they cover. There should be some standards that they cover a little bit more than what they say they cover. When I had a leak, American Home Shield sent a plumber out but they wouldn't cover it because the leak was in the wall. The wall is part of the house though, and I couldn't understand that. It didn't make sense. The contractor went from the outside and cut into the wall. I wound up paying that out of my pocket, because he was already out here, and I didn’t wanna have to pay another deductible or have somebody else come out and pay them coming out.
The cost is also a little bit more than what you should be paying, because it's gone up every year. Now, the deductible is $100. When I started out, it was less. Then my monthly rate was less when I started out. It seems like it goes up every year. But I still would recommend American Home Shield to some friends. In fact, we have another house that American Home Shield covers also. But this was a crazy experience with this sewer line.
We appreciate your feedback and hope you continue to enjoy American Home Shield!

My dishwasher was super noisy and loud. Something was going out on it. I did a claim on the American Home Shield website, which was easy. I got a text and it mentioned the contractor’s name and phone number. Communication and everything else were good. The contractor was knowledgeable about fixing different appliances. He replaced a motor in the dishwasher. He also replaced the magnetron in the microwave and the filters in the refrigerator.
Coverage seems to be pretty good with American Home Shield. But sometimes, it takes a while to get stuff fixed. One time, my microwave went out and it took them about a month and a half to fix it. They said they couldn't get the parts. They said if they can't fix something, they would replace it. But they never replaced my microwave. The contractor finally came out and repaired it with the parts.
Also, I'm disappointed that if I have a leaking water valve on the outside of my house, they don't fix it because it's on the outside. It doesn’t make any sense because it’s connected to the house. Look somewhere else for a home warranty because there are cheaper ones now. American Home Shield went up quite a bit in price.
We appreciate your feedback and hope you continue to enjoy American Home Shield!

I left American Home Shield before 'cause the deductible kept going up but every time that I called for an issue, they wouldn't cover it. I started with American Home Shield again in November. AM Plumbing came out recently and did a good job, but I had to pay for everything.

We’ve had trouble with our washing machine. It still doesn’t act right. The first technician put something in, four of them, and it didn’t work. Then they sent another guy out, and he knew what was wrong.
The second technician ordered some better equipment to keep the machine from jumping, and it worked pretty well. He did a good job. But yesterday, I had maybe six articles in there and it was still jumping. I told him we’d give it another week and see how it goes, and then call them back if it doesn’t work.
The technician was wonderful and very professional. He did his job and then left. He explained what was going on and was really nice. I liked him. American Home Shield has good people.

We’ve been with American Home Shield for two years at our current house, but we’ve had an experience with them in the past at another home. We recently needed a toilet reset because one of our toilets started leaking really badly. My husband contacted them by phone, and they came about three days later.

For the most part, I’m okay with AHS. Communication could be a little better sometimes. I go on to the dashboard to try to figure out what's going on. I’ve been working with them for about five or six weeks on my refrigerator, and it’s still not fixed. It’s a bummer. They just haven’t been able to find what’s wrong with it. They almost closed the claim on me last week. I had to beg them, and they put it in a recall. It turned out it was the service person who tried to close it. I’m almost at my $2,000 limit, and I’m just gonna go with it. It’s been a little frustrating because I’m having trouble with the service reps sometimes. Other than that, it’s fine and AHS is open to sending a new tech.

The turnaround time was pretty good when I called American Home Shield for a plumbing issue, and the representative was good. They had High Priority out within 48 hours, and the tech just did the work right then and there. It was a very simple problem each time the contractors came out. The price is okay as long as it stays the same.

My experience having American Home Shield has been excellent, and I’ve been with them for 20 to 30 years. My recent service was just the summer checkup for my air conditioners, and the tech was excellent on that. When I call customer service, it’s very good, although sometimes I get people who must be in India. I can’t understand them. But that’s true with every place now. Otherwise, it’s a good warranty.

Our water heater wasn’t producing warm water, so I submitted a claim with American Home Shield through the website. It asked what my issue was, and I chose water heater. Then it directed me to In Control Plumbing Services. From what my wife said, the technician was very good. He was on time, very nice, and quick. The heating element was fixed in 10–15 minutes, and everything is operating great now.
We’ve been with American Home Shield for about a year. We got the service because, after 10 years in the house, things were breaking down, and we were going to individual vendors to try to figure this out. It was easier to have American Home Shield because they make recommendations for the third-party vendor to handle it. The service is very convenient, and the price is reasonable.

AHS is good to have when you need an appliance fixed. I called them for an issue with my washing machine and the tech fixed it. He left me a thing saying that he was coming back to do something, but I called him four times for about a week, and left messages. But he didn't return my calls. He then called and said he needed to come back and do some work. But I told him that he was done. So far, my machine works, but I don't know what he did. It’s a $1,800 washing machine and it doesn't need very much. Other than that, AHS are okay. My issue is not with them. They send someone out, and they can't control who they send. But they could be cheaper.

American Home Shield’s (AHS) failed to fulfill its contractual obligations in connection with a service request for a malfunctioning air conditioning unit submitted in early March 2025. Despite being a loyal AHS customer since 2016, I was presented with two unacceptable options: (1) wait approximately 90 days for a backordered part with no interim solution, or (2) accept a $600 cash payout in lieu of service, which would require me to source the part (they themselves could not locate elsewhere) and manage the repairs independently at my own expense. I was told maybe I would be fortunate enough to stumble upon a company that had one in it's storage.
I reside in Florida, where prolonged lack of air conditioning poses a serious health risk. My home has reached unsafe temperatures (up to 86°F), and my child has suffered nosebleeds due to the heat. Multiple attempts to resolve the issue through AHS customer service, including escalated calls, were met with dismissive and unhelpful responses.
I now have to pay $3,500 for a full system upgrade—an offer I view as coercive and inconsistent with the company's advertised commitment to customer care and good faith service. Although AHS has acknowledged its inability to obtain the necessary part, I am being unreasonably expected to do so, in direct contradiction to the obligations implied under the service agreement.

The freezer wasn't freezing, the thermostat was not defrosting correctly, and the ice machine was not working correctly. So, I needed to get a new ice machine and thermostat. The technicians that AHS sent out did really well. They let me know what was going on and told me what they were getting ready to do. They were also respectful of my home while they were repairing my refrigerator. They repaired the issues, but I'm going to call AHS again because it seems like something is going on with this ice machine again. Every time I use this ice machine, it's making this horrible sound. All in all, I really am thankful for American Home Shield and the people that they send out to fix appliances. But it seems like there's always something wrong, and it's frustrating. And I don't believe it's an issue with the technicians. It's the actual products. They just don't make stuff like they used to.

For example, my leaking pipe took almost 45 days to get someone out after I told them about it. The plumber had to cut a hole in the wall to get to the pipes. When the hole was finally fixed, it looked like crap. Another company came to fix the hole, and they were out pretty quickly. Now I potentially have a mold problem that I’m sure I’ll be coming out of pocket to correct.
They say, “We’ll fix or replace it,” but what I see is that they’ll piece it together forever and a day before they actually fix the thing. By the time they fix it, a lot of the cost is out of my pocket.
For my AC, every year since 2018, they’ve had to come out because the AC keeps tripping. This year, they told me it couldn’t be fixed and would require a new AC. After they did the work, I was hit with an $8,000 out-of-pocket expense. When I asked why I had to pay that, AHS told me that I had elected an upgrade, but the contractor told me I needed it.
The representatives are friendly, and they try with whatever barriers they may have. When I talk to them, their empathy shows they want to help. But it feels like they’re restrained because of how they’re talking and what they want to do versus what they ultimately do.
The AC ended up costing me a couple of thousand dollars more, and I would have just handled that on my own. For the leaking pipes, I could have just called a plumber, paid $800, and had one company come out the next day to do the work and fix the hole in the wall. My service was just renewed, but I’m going to cancel it, and I’ve told them that.
Your feedback regarding your American Home Shield experience is more than appreciated! It gives us insight to improve for our customers.
Kind Regards,
Mariah

My experience with American Home Shield was horrible. I’ve had them for many years and spent thousand upon thousands of dollars for the warranty, but when I had a basic repair for a dryer recently, the appliance guy was rude and mean the whole time. I had to take a day off work and wasn’t getting paid that day, only to have him tell me, “No, I can’t do anything. This isn’t covered.” It wasn't even something you would worry about being covered or not. It was just a basic thing.
When my renewal was coming up, I went online to cancel because I didn't really wanna continue doing this. I got so much pushback from the person, between the chat and the calling, it was almost like I was a hostage. They were just forcing me, really hard pressuring me to not cancel the thing. I told them even if it’s free, I don’t wanna renew, but I was on for 42 minutes to cancel something that should just be a button you click. It was a lot of pressure from both sides and I was mad the whole time.

I can make all my appointments online with American Home Shield. If I have any questions, I can call the 800 number and I always get a referral within 24 hours and I'm always called within that time frame. Their relationship with the individual contractors seems to be working fine too. When I couldn't get my refrigerator to make ice, I filed a claim. The technician had to come back out on several separate occasions because there were parts he needed to get. There was also an issue with something else. This gentleman was very professional, explained everything that he was going to do, and made suggestions about how I could store the food in my freezer better for better preservation. He was one of the best technicians I've ever dealt with.
I almost always expect that there are going to be at least two trips because nobody anymore, in my experience, carries all the parts they need for all the different brands that are available. Typically, they have to come out, diagnose, and order a part, and then come back out again. Everything is working very well now.
Good day, Michael. Thanks for the review that you left on the recent service call. We're pleased that our technician was professional, knowledgeable, and courteous during the call.
