    The techs came out on the 4th of November to pump out the septic. AHS authorizes once-a-year pumping of the septic, so I went ahead and did that. All I did was go online and put a service ticket in. The process was very easy. AHS is good to have.

    I usually used to call and file a claim with American Home Shield online. Now, I do it online, and the process is fast. The technicians would usually respond within 48 hours at the most. My refrigerator was shot. I've had it for some years, and same thing with my microwave. The microwave was seven years old. The contractor has been here to fix it several times, and they said it was time. Those don't last that many years. It would cost more to try to repair them, so they said, "We will replace them."

    We've had good luck and we've had bad luck with our claims with AHS. We've had several different kinds of experiences. I had a pool pump issue recently and Upland Pool came out and they fixed it. This last one was surprisingly good with all the bad Yelp reviews they got. The tech was efficient and good and he came out, fixed the problem, and didn't give us the runaround. However, we're considering not doing AHS anymore because it's gotten so expensive and you just get the runaround sometimes when you wanna fix something. But, we were pleasantly surprised with the last situation that that didn't happen.

    I had a plumbing-related claim. The person who came out was very professional, insightful and knowledgeable. They were able to get it done very quickly. We don't usually use the service of AHS when it comes to HVAC because we go elsewhere. Because the parts usually are thousands of dollars that they try and sell us. So we get someone else and they do it for 200.

    American Home Shield sent a young man out to have a look at the heat pump, and he spent his time going through things inside and outside. I felt he was very thorough. He was professional, clean and polite. The first time AHS sent somebody to assess what was wrong, he brought out another man to examine it and look at it. Then they both came out when the heat pump arrived, and they both worked on it. So, they were really thorough, and the office was really great. Overall, I got very good response from American Home shield, and it was quick. There was very little drama. They're wonderful people. I was happy. The price is reasonable considering how they respond. I was a little worried about having that monthly, but they respond well, so I think it's really good, especially for elderly people.

    There was a little bit of a communication delay with Everyday Heating and Cooling setting up the initial appointment. But I figured also going into where everything was starting to cool off, that they were extremely busy. This was just a tune-up, so not exactly a high priority. A few years ago when we had an air conditioning problem, they were right on it, because we've worked with them before through American Home Shield. And it seems like if it's a big issue, they will get to it immediately. Since this was just a tune-up, I was not concerned. I was not angry. I was just like, “No. They'll get to me when they can.” And once the appointment was scheduled, it was less than 24 hours.

    I got a new air conditioner in April, and I've had it worked on four times since I've had it. Every time US Air would come out, they kept saying, "It's the Freon. It's the Freon." Lonestar Mechanical was the one that came out and said it's a defective valve that had a recall. So, it had a recall and they wanted to fix it. When US Air first came out, we put in the Freon and pay the $1,000. They came back out. They fixed it again. They came out and fixed it again, and that next time, we paid $800. And then they came out again and said it's a defective valve. They wanted us to pay $1,000 for Freon. We were like, "Okay. This air condition is brand new. It's still under warranty.” We keep finding issues with it. We have to pay for somebody else's problems, not like we did wear and tear on it. It's because of manufacturer defects.

    I reached out to American Home Shield on the phone. The first people I got were terrible because the only thing they kept quoting me was, "Your policy say you have to buy the Freon." But the Freon leaked out because of a defective valve not because of anything. So, I had to escalate it up higher. The first people were terrible because they were like robots. They were just reading from a piece of paper and say the same thing over and over.

    AHS did let me do a buyout and they sent it to me in the email. I just got it. And what they offered me was the fee they were gonna pay the man to put it in, which was 150, and 170 for the 10 pounds that they pay per $10 per pound. So, it was 17 pounds and it was $1,700 and they paid 170, which is a rip-off. American Home Shield is a scam and I'd tell others to never use them.

    AHS sent out the plumbers within 72 hours and they had a hiccup and they had to come back, but the problem was resolved. What they thought the problem was, it wasn't. They came right back, with no additional charge, and fixed it. The techs of AHS have always been professional. All my issues have always been resolved. I always call when I submit a claim. I went on their website twice. I had no problems. I was able to manage and get through. I just prefer to call over technology.

    The tech that AHS sent was very informative. He opened my box and showed me where water had gotten into the box. He showed me a couple of wires that had collected some of the water. The most important factor was he also took me outside of my house to show me how the water was coming into a pipe that was going into my box. He was very knowledgeable and polite. But I didn't get a repair. He just gave me an analysis. The service call fee was $100 and it is a bit pricey because all he did was recommend the work that I needed to have done. The service calls could be cheaper than $100. And I think that the service call fee, if they're repairs, should be applicable to the repairs.

    Atomic Tech came out to see the dishwasher that wasn't working. They couldn’t fix it. The tech said that he couldn't fix it and he was gonna go back to the office and send documents for a replacement. They replaced it. I went to the store and I looked around till I found something compatible with what I had. My experience was positive. It also wasn't that difficult when I called it in through AHS. I like that they send people out and it doesn't take that long for them to have a contractor out to the house.

    American Home Shield has been a good company to work with. I like the coverage, and I've never had an issue with them. They've always handled my business very professionally. Recently, I had a dishwasher issue. It broke down and they fixed it. My experience with that claim was excellent. The first time I had the issue, somebody came out and fixed it. And then 38 days later, I had the same issue. AHS sent P&G Services and they ordered the parts, and fixed it. And with it being so close to the other services for the same deal, they waived my service fee.

    American Home Shield sent Fleming for the washer. That service was fantastic. They went here on a Tuesday. That was the schedule. Then when they went here, my washer needed a part for repair. So they ordered it, and then the technician said it will take two to three days. So, most probably, they will receive it Friday and they will do the follow up repair the following week, which is Monday. I've been tracking the part and I noticed that it will be delivered on Friday. So, I told them it will be on Friday. But apparently, it's the middle of the day and they scheduled me for 11:00 to 2:00pm. So we say that they're gonna move it to Monday, which is really hard because our laundry are piling up. So I asked them if they can just pick up the part and just do the repair on the scheduled date, which they did. They agreed to it and that was really helpful for us. So far, all the repairs that we had in the past, AHS did a fantastic job each and every companies that they send to us.

    I had a hot water heater go out, and I didn’t have water for almost seven days. American Home Shield initially assigned the claim to a company that doesn't do water heaters. So, when I called their company, they were like, “We don't do water heaters, but we know what you're talking about. And we'll get it transferred over.” So, they did. That company that AHS assigned it to did the thing and got me in the right direction.

    My other problem is I feel sometimes it's a scam. I think sometimes these warranty companies work directly with the suppliers and with something that should be covered, they work out and they charge the customer for. That's controversial, but I feel that that happens and I don't know if it’s happening with AHS. iPlumb was the initial company they assigned it to. They assigned it to the wrong person. It was a Friday night, and that was one week before I got it.

    On Monday afternoon, I was like, “No one's contacting me.” So, I reached out to the company that was assigned to and they did it again. The company said, “We don't do the water heaters. So, I'll get you in contact with the right person. I'll have it updated.” So, that was a little bit frustrating. In the past, they'll send someone out, and that person will tell me, “There's nothing that we can do. You need a plumber now or electrician now.” In my experience, that will cause another $125 out of my pocket to take care of things. That’s a slippery slope, but it's been challenging sometimes with them. They are not very responsive.

    On Google, there are always bad comments about AHS assigning some company that screws them over. Even with iPlumb that replaced my hot water heater, there's tons of reviews out there. “I wish I could give them negative 5.” To a consumer like me, that impacts me because I'm old school and I look at the reviews. The AHS website is good. They came out with an app. They've made a lot of technological advances. You can see when the person's coming and what status it's in. I like to see that kind of stuff. They seem to be doing well.

    American Home Shield sent Electrical Service Professionals out. We had lost power in the outlets and then also in the bathroom. The light wasn't coming on. The main issue was one of the outlets in the master bedroom. So, they opened that up and did some rewiring. They did well, but they had left the cover off and the wire just hanging out, and everything was exposed. My husband put it back together.

    I had a leak over the hot water tank which is connected to the icemaker. I had a kitchen sink leak at the faucet as well and the rear spigot had a thread leak when it was on. Those were taken care of but for the icemaker leak, I've had someone come out three times already. Each time, it was within 45 days. As a reasonable thinking person, once you have a repair made, you wouldn't expect it to go back and have issues within two months, and you have to pay that deductible each time for the same complaint. Also, sometimes dealing with the representatives at American Home Shield could be somewhat difficult for various reasons.

    I got an email from American Home Shield the other day. It says I've been a member since 2021. I went back and looked at my records, and I've been with them since 2010. But most of the time, I've been satisfied with them. All of the contractors have been outstanding except ACT Appliance. They never completed the job. I set up the initial call to AHS on the 25th of September then I got a notification of the company, which was the next day. They talked to me and said the earliest they could get out was on the 11th of October, which was two weeks. Then they had a problem, and they called a couple of days before. They said their technician was sick, and they wouldn't be until the next week.

    They tried to do a video call with me on the appointment but I couldn't get it set up on the phone 'cause I didn't have access to whatever they wanted me to do. The next week, the guy came out, and that was when we ran into the other problems. They wanted to have access to get to the microwave, which the repairman tried to pull down but I couldn't figure out what the access was. They never told me what access meant. I canceled that order and ordered a new microwave. I had a company come out. They tore down the old microwave in about two minutes and put a new microwave in. In 25 minutes, they had the old microwave out and the new microwave in.

    I had a problem with my solar system creating an issue where it's tripping the circuit breaker. The solar company couldn't see anything wrong with it. They said to get an electrician out to look things over then they'll reimburse me. American Home Shield contracted Ideal Services but the guy who came out didn't know anything about solar. I had to pay $125 to get him to come out, but it was a waste of money because he wasn't qualified.     American Home Shield is pretty responsive and helpful with aligning a contractor to come out and handle the issue. But there was a variance between the contractors that were called. Some were more helpful than others. Each time, the repair has been done very quickly, but it's been incomplete a couple times. After the repairs, things went back to not functioning correctly. It turned out that they did a superficial job with what they were fixing. It would be nice to have a little bit longer of a period in which to report that a repair was not successful. 48 hours is a short window when you're dealing with HVAC systems and appliances. Things can fail within a week. Then I'm outside the window and I have no recourse except to pay again.

    Once American Home Shield told me who was assigned to my claim for the hot water heater that went out, I called the company and they came out the next day. But American Home Shield could pick better plumbers. The plumbers that they assigned me took over 10 days to install 'cause they screwed up their schedule. They came out initially and said it needed to be replaced. Then they said they had to get it ordered and that they needed to wait for American Home Shield to approve it, which they did in two days. They scheduled me a week later then called the night before and said they messed up the schedule and bumped me for later that day, which was fine. Then that day, they said they screwed up again and sent it to the wrong person. I went without hot water for 10 days but they didn't care.

    AHS gets me somebody out here as quickly as possible. I had a different home warranty company that put things off but with American Home Shield, I get service right away. I also love their online tools and I recommend them to all my clients because I'm a realtor. Recently, our swimming pool heater went out. The techs came and found out that it needed to be replaced. They ordered a new one and got it in. And they've done everything we've asked. But AHS should take off Merced Pool from their list. Every time they were the ones that were called out for the pool, they gave me excuse after excuse why they couldn't come, because they were building pools and they didn't have the technicians available. So whenever I called AHS, I would tell them not to send Merced Pool. Because if you need something done, you need it done and you don't need to wait until they think they can come.

    I called AHS on a Friday to request for service on a plugged freezer drain in my refrigerator. On Monday, A-FIX called me and said they could be there in two hours. They resolved the problem in about 45 minutes. A year ago, we would call AHS for service and it would be weeks before the techs came out. But it's been noticeably better since COVID. The warranty has also been getting too expensive. When I have the opportunity to talk to a human, the service is fine. I prefer talking to a human rather than a machine.

    Hornet Appliance Services were great. But the appliance company that AHS sent out prior to that was not so good. Hornet was a follow-up because I wanted a second opinion. They had to order parts and from start to finish, they finished the job in over a week. Other than that, I've had American Home Shield come out for different appliances and overall, some of the contractors have been really good while other contractors have been just really crappy. Then, it's a hassle getting things straight sometimes. There's also the hassle in dealing with some of the representatives as far as trying to escalate our schedule. And sometimes it's a language issue.

    I have American Home Shield for my mom's house and for my house. They are reliable. They send great people to come fix my stuff in the five years (at least) that I've had them. My stove had went out. They gave me a brand new stove and got somebody here to put the stove in. It's better than what I have. But they had to go back and forth a little bit because I got a gas stove. One company couldn't put it in because they don't do with gas. It's a nozzle they have to use. I still gotta get the gas company to come in and hook it up.

    Generally, the techs that AHS sends out can fix my issues the first time they come out. I noticed the price has increased quite a bit, but now everything has gotten a bit more expensive. I recently had an issue with my AC. The first guy came and fixed it by replacing the capacitator. After a few days, the furnace went out again. This time, they said the whole thing was broken and needed to be replaced. So, I contacted American Home Shield and, because of the providers, I have an out-of-pocket expense of $2,000. But everything should be covered by the warranty. So I contacted American Home Shield and it turned out that those providers needed a new permit and there was a code violation. So those things are not covered. I asked American Home Shield to send me another guy to get a second opinion about any code violations because the thing is relatively new. So, they're sending someone else and we'll see what happens.

    The AC wasn't heating. We had set it at 68 and it was 60 in the house. So, I turned it off and back on. It was still the same. So, I went online to file the claim with AHS and filled out a form. It was fairly easy and it's a good online tool, if you know what you're doing. The techs who came out were great. They were professional, courteous, amiable, and knowledgeable. They were also prompt and they called ahead of time. They communicated well and they were thorough. They were some of the best people I've had out to work on the house ever.

    The first time they went to rectify the issue, they said it was getting too hot like it wasn't balanced. There was a number of degrees hotter that has to run in the furnace than what you have your thermostat set to, on heat, and it was more than that. So, they balanced that because it was causing it to overheat and shut down. That seemed to solve it, at first. But we had another problem where it wasn't responding to the thermostat again. So, they came back out and they found that whoever set up my system didn't put a dual fuel board in. So, they told me how to and they bypassed it. I had a heat pump and a gas furnace and they said I'd have to run the dual fuel board so my system would have the gas. Because if not, it goes back and forth, and it gets the system too hot. So far, my experience with AHS has been great and I would recommend them to friends especially compared to the first home warranty we had.

    I like American Home Shield's service and I've been with them for a while. They're a great asset to have on your side when you don't have enough money saved up to make a big purchase. If something happens, you just pay the service call fee, and their contractor will come out and fix it. You have a 30-day warranty on that as well. If it is still not working, you just request it again and you don't have to pay anything else. They'll send somebody out. When my washing machine quit working, I paid the service call fee of $75, and a tech came out. The part he needed was on back order so American Home Shield replaced the whole washer with a better unit.

    It's really easy to set up an appointment with American Home Shield. When the faucet was not closing off to make it a shower, I went online, did a couple of clicks and it was done. They emailed me who the claim had been given to and that they were gonna be coming out or calling me within 24 hours to set up an appointment. Hers & His Plumbing called me and they did the appointment exactly when I wanted it. They were ready to come out the next day, but I wasn't because I had something going on. They came out as soon as I was ready for them, which was the very next day. They changed out the faucet, and it's fine now.

    We like American Home Shield, but we don't like the policy too much. We had Advanced Heating and Air come and work on the heater and air conditioner. They were out quickly and found out that we didn't have any coolant, that we had a leak out in the heat pump. They also found out the coil was not good. American Home Shield replaced the central heat and air with a brand new unit and that came with freon in it. A couple of weeks later, the heating unit didn't work, so we called American Home Shield, and the same people came out. There was a leak in the unit that they put in. I ended up having to pay $700 for the freon that came out of the unit that was supposed to be new but had the leak in it. I was dissatisfied. Also, sometimes you call and you can't understand the reps. Other than those, American Home Shield has been good every time we've called and had anything done.

    I'm not that thrilled with American Home Shield. It's dealing with a different person every time I call. I was not happy with the result of the first visit that I had on my air conditioning unit. The young man who came out was nice. He happened to come when I had an emergency just before he came in. But when he gave me a proposal, it was extremely high so I wanted a second opinion. I called the number to find out about a second opinion and got into a discussion. The gal wanted to resend the same people out. I told her that was not a second opinion, but she didn't understand. Then she said she couldn't do anything without seeing the estimate. I told her I could email it to her but she said she couldn't do anything then. It was he said, she said kind of a thing which was ridiculous.

    If I want to get a second opinion, I want to be able to do it right away and not have to wait until they decide. I then talked to our maintenance man. He sprayed the coils for the cost of a can of spray versus $950. I don't know how American Home Shield selects who they send out. Where I live, you have to have a certificate of insurance in order to get in the building. American Home Shield ignored that, at first. We had sent someone away, who came out once.

    I had a preventative screening call on my HVAC system where I put in my claim for maintenance online and AHS assigned me to Dempsey Oil, Inc.. I've used Dempsey before for other services outside of this regular maintenance, but this is the first time I've gone through American Home Shield to do my HVAC maintenance. Dempsey has done major work for me over the years and typically, the employees have been respectful of my home. They've been professional and I haven't had any issues. My system is running well, too.

    I got AHS in 2020 and I had them for my prior home in Chicago. So far, I've had scheduling and assignment issues. Sometimes when I've had to call, I got someone that may not necessarily be in the United States. So, getting things done in a clear understanding can be challenging if it's for more complex issues. But generally speaking, if I can do things via the website and as far as the service calls go, things have been perfectly fine.

    The warranty has been very helpful and saved me a ton of money over the years. If you own a home or you're purchasing a home, or it is a condo, you should get AHS, especially when you're a new home buyer and you don't know what things are going to break down. It may seem like you're paying a lot of money for it annually but in the long run, you save money when you run into issues. Also, the service provider they use has been good. There might have been another one I used before, but they phased them out. I might have complained about one in the past and they replaced them with someone else. If it's a busy season, it could be hard to get service, but that depends on what you're having done. One time, I had a plumbing issue and they really couldn't get anybody scheduled. I had to find somebody on my own, but AHS reimbursed with them and they covered the service.

    My dryer wasn't heating. I submitted claim with AHS over the phone and the reps I talked to were okay. Then, the techs came out last week and replaced the parts. They said it was fixed but it wasn't fixed. So I called back and told them it still wasn't working. They rescheduled for a week later, which is today. They came out but they didn't even have the parts available to troubleshoot the issue. They said that they would order some parts and that would take at least another week. So they already knew what the problem was yet they came with no parts to try to get my dryer to heat. They said they would contact me when they got the parts but that doesn't help me because now, I've spent two weeks without a dryer and I'm spending money that I shouldn't have to go to the laundromat and dry clothes.

    It's been over a year since I got AHS and whenever I reach out to them, I have to make a call more than once. Usually, nothing is ever resolved the first time around. I either have to wait a period of time or I have to call them back out and then my issue gets resolved. It's not time conducive for me but I need the service so I have to wait. I would tell others that with AHS, you got to be patient and there's a lot of moving parts. So, some things may get resolved or some things may fall under warranty, while some things may not.

    American Home Shield has been fairly quick. They've taken care of stuff immediately within reason, but they have become expensive. Everything has went up in price, but initially, I would pay $45 a month for the warranty and now it's up to $166 a month for one place. We used to have another one up in Wisconsin on our cabin, but they had a hard time getting technicians so I canceled that one. But that was in a small rural area.

    The last claim was a pool pump replacement. I made the claim. Competition Pool and Spa contacted me right away. They either came the next day, or if it was a Friday, they came on Monday. They determined I needed a new pool pump. I was also informed that because it had tripped the circuit breaker and the code had changed since we had the circuit breaker put in, it needed to be updated before the tech could put the pump in. I had that done first. I did another claim, and had Competition Pool and Spa come back, and it was all taken care of.

    My tenant told me that the last time that the contractor came out, someone forgot to put a screw back in the air condition, which caused a loud noise. So, I called American Home Shield, paid the fee, and no one told me that it was just a screw. But the tenant told me. So, I had to call the company and complain. If I hadn't called back to complain or the tenant wouldn't have told me that, I would have paid $125 for another service fee.

    I paid the fee but the technician that came out said that it was from the previous technician that had just been out there a week before to do the heat check. He said that it was because he didn't put a screw back in. He told the tenant that. But they didn't tell me that. So, I did pay a service fee, and they ended up refunding it because I was very upset when I called them. I wasn't really happy with the contractor. I also asked them to call me or send an email invoice to let me know what was going on with the system. They told me that they couldn't do that.

    The plumber was very helpful but American Home Shield couldn't help me because they don't cover what my issue was. It was roots in the pipe. I had only been in the house for 5 days, so it's a bummer that they don't cover it. The plumber said quick fixes would be snaking it every time my showers and toilets are overflowing on their own, which is a big problem. But it's gonna be $100 to get it snaked every time it happens rather than the thousands of dollars to replace the pipes. He gave me different price points of what I could do.

    We submitted a claim on Saturday and the contractor was in my house by Monday morning. The plumber was able to look at the water heater, assess the damage, and let us know that they would be in touch. They sent the stuff over to you guys at American Home Shield. It took three hours, and then we got a call back from Spring Plumbing that said that they had gotten everything they needed from American Home Shield and the tech was on his way to pick up a new water heater and was headed to my house. So, within not even six hours, I had somebody out to assess the damage and replace my water heater. He even went as far as to help us clean up the water that had leaked out and was on the floor. He replaced everything, fitted everything. It was an awesome experience. Within a couple of hours, he was at my house. It was around 8:00 a.m. Then they were back by 3 o'clock to put the new water heater in.

    Initially, the claims process was fine and fairly prompt. When my refrigerator stopped making ice, the tech came here twice. They needed a part so the tech came back, and it was done. It was great. Then my oven went out. I have a gas range double oven and American Home Shield sent the same tech four times. The first time, he was there for maybe 45 minutes, he said the igniters were gone. He said it's a bad product design. The igniters have a graphite shield that often breaks in transit.

    The other three times were them ordering the same part from the same supplier that broke three times. To the point where the guy that was supposed to be there said, "Look, I'm wasting too much time here.” He said, "They're going to continue to drag their feet." Apparently, it's like a $2,000 model. I didn't buy it. It was with the house when we got there. He said, "They're gonna continue to drag their feet till you either say, “To hell with it,” and buy a new oven yourself or they're gonna put you through the paces for months." That's exactly what they're doing.

    The tech told me, "You're not gonna be able to get three of these things. It's gonna take you a year. It needs replaced." He reported that. American Home Shield referred it to another place and they never sent my packet along. So, I'm calling and calling and calling. I had to wait for two weeks to schedule an appointment for tomorrow. But they don't have a file on it. So, their servicer is just showing up to evaluate it, when I told them exactly what was wrong. American Home Shield has the file. So, tomorrow they're gonna come and they're gonna say, "Yup. You need three igniters," and we're gonna start this process over again.

    A tech came out due to the furnace. It wasn't turning on. He got it to turn on and then while he was there, he checked it to see if there was anything else that should be done. The serviceman who came out was excellent. He was very professional, clean, knew what he was doing, wasn't there to overcharge for anything, even though he wasn't charging me, but wasn't looking for work that didn't need to be done. The service itself was fine.

    The only thing I could suggest to be improved by American Home Shield is when you call and talk to someone, you don't have a lot of confidence in the person who you're speaking with. I got the sense they're new or foreign. But yet, the service worked fine. So, it's just an impression. Their response was excellent. Everything worked fine. So, if I were first signing up and I got one of these people on the phone, I might not have signed up. But for whatever reason, I signed up and the result was fine. My suggestion would be put people on the phone who are experienced, speak the language well, and are professional.

    One thing I like about the service is that American Home Shield doesn't make us wait a whole month to come see us. That's been some of the complaint with others. But for us, we haven't had that experience. When we call, they were here in a day or two. I don't think we ever waited a week. We may have waited a couple of days. They're on top of it. They listen. They come out. Whoever comes, they've been very nice, especially with the microwave and this other thing. That was the most friendliest man that came to do the maintenance check. He laughed so hard that morning. But anything else that we asked for or needed, with our sinks and our refrigerator, the guys came out quickly.

    When a contractor came for the dryer, it was taken care of. While he was working on the dryer, he and his partner were talking and he said, "Oh, yeah. I used to work on this kind of refrigerator, too." He opened my refrigerator. Our refrigerator didn't need anything. So I told him, "You'll never come back here. Don't ever open my refrigerator." I'm not sure what that was all about. He was just letting him know, "Oh, yes. It's the same kind, too." But I said, "Man, if you don't close my refrigerator." American Home Shield probably can't do anything about that. It's just that I am very picky about who comes into our home. But to know that he came in and opened my refrigerator, he'll never come back again.

    The contractor came in to do the repair but didn't do it because they were too expensive and wanted to get paid before they did the job. That was the first time American Home Shield did that to me. The technician is usually okay. But the people AHS has been using to send to people's houses have been trying to rip people off. I got the cash from AHS and I did the job myself. Customers need to do their research on those people before AHS would send them out. They're too expensive to the customer because of what the customer has to pay out of pocket. The contractors also look like they've been having issues with previous customers. If I'm the customer and I call these people, I would have to be able to get somebody on the phone. However, I could not reach them.

    I'm dealing with another claim which has not been resolved. AHS sent Beaches Air Conditioning and Heating to my house. They came to fix my AC. They required getting paid before they rendered the service. There is no place that is done. If they didn't complete the repair, they cannot ask me to pay me. They should ask me to pay them after they were done with the job.

    I've had some good experiences with American Home Shield, but mostly, difficult. They're very pleasant on the phone but not good at resolving problems. I had to pay for a repair on the stove twice because the first guy didn't do it. By the time I discovered what was wrong, their warranty on their parts had gone out so I had to pay over again for the service call. That didn't make me real happy. The new guy that came out told me that nothing had been done previously, which was why I still had a problem. It had escalated. But he was able to repair the problem.

    The guy with Rivera's Appliance was nice enough, but he didn't leave me with a feeling of confidence that he knew what he was doing or that he wanted to resolve the problem. I still have a dishwasher that's not working. He gave American Home Shield a bunch of malarkey about a leak and a mouse, but I don't have any evidence of either of those things. It's an error message on the machine.

    I've been with American Home Shield for several years, and what I like most about them is they're true to their word. Submitting claims is also easy. Recently, I had no hot water coming out of any of my faucets. I have an electric water tank in the attic of my house, and it had something to do with that. I called them and gave them my policy number. They verified some stuff with me then I old them what the issue was. They told me that I had to pay an initial fee, and that they'd have someone contact me who will resolve the issue. What I don't like about American Home Shield is the yearly fee. I have the most expensive one, and it covers so much, but it's pricey, especially if you don't use it the whole year.

    American Home Shield came with a new home we bought. The previous owners of this house knew we would need this warranty. The inspection didn't show that and you don't know the house you're buying so, you depend on that. But the owners provided us with a top-of-the-line warranty so we know we have a very good warranty plan. We’ve had AHS since September and it’s been a fight through every single thing we've turned in from the very first day using them. English is not the first language of the people we spoke with and they’re nasty when you talk to them and quite bullying. They hope you give up but that's not in my nature.

    We had a Subzero Wolf refrigerator in our house and we did not know that it was not cold enough in the refrigerator or the freezer so we called AHS. They sent a repairman who said it was too old and he could not repair it. He told AHS that and they said it would have to be replaced. They gave me two, cheap, low-end refrigerators as options. This was a $14,000 refrigerator that we thought we were having and I told them that I don't allow anyone to pick my refrigerator. That's ridiculous. I finally worked my way up the line and they just gave me a payout for the refrigerator, which I accepted and we bought our own. But it took weeks and we did not have a refrigerator or freezer. It was a nightmare. The refrigerator AHS was gonna let me have, since I had to have a new one, was humiliating. It was degrading.

    We usually get an extended warranty and we had to pay out of pocket. We purposely chose a refrigerator that was covered by the amount they gave me. But I have a nice refrigerator. It's nowhere near what I thought I would have but I'm very pleased with it. We also had an air conditioning issue and AHS sent a local person who told them exactly what they wanted to hear that it was a power surge and therefore, not covered. That wasn't true because we hadn't had any storms. So I worked my way up again and I got a second opinion. I was told that I was one of five that day that he was giving second opinions and that it was not true. That's fraudulent and against the law. So, this gives you a bad taste in your mouth for American Home Shield. Because they do that to keep from paying your claim. But the warranty itself, if AHS would just honor it, is very good.

    I’ve had an ongoing issue with my frost-free refrigerator's freezer section freezing over, even covering the control dial with ice. Every two to three weeks, I’d hear a loud cracking noise, and each time, I’d have to immediately shut off the power and manually defrost the freezer. Given that it’s supposed to be frost-free, this shouldn’t be happening. I reached out to American Home Shield (AHS), and the first technician replaced the heater, assuring me it would resolve the problem. But it didn’t. When the freezing continued, I requested further help, and on the next two visits, different technicians suggested it was a faulty gasket. Both mentioned that home warranties might not cover gasket issues, especially if the gasket has no visible holes or damage.

    This was frustrating, especially after I contacted AHS multiple times to clarify my plan. Each time, AHS representatives assured me the gasket was covered, only for the techs and AHS to deny coverage in the end, saying it was just “normal wear and tear.” I just want my freezer to function properly. If my freezer still doesn’t work as it should, I have to ask: what am I paying a home warranty for? As a Realtor, I’ve frequently recommended American Home Shield (AHS) to my clients, believing it would provide reliable help for common home issues. However, my personal experience with a faulty freezer has made me reconsider this recommendation.

    Do not do this to yourself. Completely overpriced service that they will increase without notification. I started out some years ago at about 48 dollars per month. Without any notification it went up to about 65 per month. I checked today and for the past two months it has been 75 dollars per month. No notification of rate increases or warning. How many other people have they done this to. Does the better business bureau know they do this without any notification or warning. This coverage is I have is without washer and dryer coverage. You can find other home warranty services which cover more items in your home at a cheaper price.

    Worst company ever. First off when you call you are greeted with people that can barely communicate with basic english skills. Second 99.99999% of the time they're going to figure out a loophole to not cover what you call them out for but they will keep collecting their 125.00. Total scam company. So we have a water heater that is actively leaking as I type this and has been for days. No hot water. We called them in which they have no sense of urgency and lack any type of empathy to send someone out even for emergencies. So they finally told us to call someone that we choose and they will reimburse us so we did.

    Once the plumber arrived we called to get authorization and they would not give it because they claim we said broiler not water heater. We told them to pull up the phone conversation which they refused to do because we don't even know what a broiler is so we 100% said water heater. Anyway they told the plumber to leave and for me to pay the 250.00 for him coming out. Yes really!! So we did and now they are fighting us to reimburse us in which again we told them to pull up that particular phone conversation in which they once again refused. So now we keep in mind they took our 125.00 then the 250.00 and our water heater hasn't even been fixed. My wife and I are actually considering taking them to court. This company is a total scam. Old republic and other warranty companies are so much better I promise you.

    We have been waiting over 3 weeks for an ac compressor replacement. AHS sent multiple vendors, each with a different assessment of the problem and several who failed to give a report to Ahs for the part order. Once the order was received Ahs has failed to deliver the repair and is charging us almost $1000 in additional fees. We live in Texas with a newborn and this level of negligence is a lethal danger to an infant. I do not know whether this reprehensible service is due to malfeasance or incompetence but Shame in this company.

    Updated on 11/19/2024: Did receive a message stating to write and email to consumeraffairs@ahs.com on 11/08 from Mariah. I did emailed them on 11/08/2024 at 1:11PM EST. No reply back. I did receive an message again today i.e. on 11/11/2024 stating that please email consumeraffairs@ahs.com.

    Original Review: We are new and 1st time with AHS; But all this years we have been with APHW for 3+years; Since one of our friend has referred us to AHS, As stated this year we did enroll to AHS PLATINUM Plan. Which is their top plan. Unfortunately my Air conditioning Unit is short cycling, So did opened an Service request on 10-15-2024. And paid my deductible of $100 to AHS. And the tech has showed up after 10days on 10-24-2024. And stated that Condensing Unit and Evaporator Coil need to be replaced and then I called AHS and did inform the same to AHS; and then AHS has stated that I'm supposed to pay $1190 in addition to what they pay to contractor. BUT as per my Plan they stated they are going to cover $5000 for my plan when signing up. THIS IS THE 1ST SURPRISE.

    NEXT. Contractor has stated that he would be replacing it with "COLEMAN". Which is not the same as my current existing unit. As Per AHS sales rep when signing the contract initially, they supposed to replace with exact same brand or higher level of brand in market. BUT here they are going with way lower brand. I did contact AHS and customer service team is not knowledgeable so they said they someone will call be back after more than 10+ calls wasting multiple hrs every day buy calling AHS. Someone finally called me. She was at least okay. She said cash in lie is the other OPTION. And you can get it replaced with the same brand of what you have.

    After 9days finally yesterday they gave me an option of Cash in Lue for the amount of $1527.00 But the estimate which we received from the Contractor for the Same Brand is $6,016.00. AS PER the Plan they have stated $5000 that to me being in there TOP most Plan i.e PLATINUM. So now if you look at math they literally say if you want the same brand as what you have u have to pay $4,489 from you pocket. Else go with the low brand i.e AHS pay $1527 and me paying $1190 totaling $2,717.00 NEW AC unit with installation for that amount and sure of its performance for an 3700 Sft home.

    My recent experience with a leaky toilet is by far the worst ever. I called American Home Shield on October 25, 2024 to fix a leaky toilet. They sent out a representative from A Water Solutions to repair the leak. The repairman came out and refused to repair the toilet until I fixed the floor. I had to called another plumber that was outside American Home Shield because of the previous plumber refused service that cause a backup from the toilet which left sewage mildew and mold in my home where I currently reside.

    The second plumber immediately came out and repaired the leak within an hour on the same floor. The representative from American Home Shield refusal to repair the toilet has cost me the expense of a new plumber and water and sewage damage in my home. When I called AHS the representative said they would not pay for the second plumber. I have been a loyal customer for 21 years making payments on time to American Home Shield. The second plumber did what I am paying American Home Shield to do. Why should I continue to pay for services that I am not receiving. The recent event has given me no alternative but to seek out a home warranty service that can accommodate my needs.

    On October 20th I received email from AHS that I have $100 past due. I open my account and find out $100 past due for canceled service. I call to the number provided in email 833.670.6876 to find out why this $100 wasn’t cancelled. Customer representative start to ask me verification questions including my credit card information. Even so, my credit card stored on AHS website, I first refused to provide this information. I simply did not understand why I have to do it. Before, when I called to the AHS customer service I never got any of these questions for verification. But representative still aggressively demented me to verify my credit card information. He repeatedly told me that he will not answer my questions without this information. After I verified my credit card information under pressure AHS told me that I have to go through verification once again. I did. Then he put me on hold. I had to listen commercial for personal financial service.

    After I start to get indignant told me that he sent me text message. I received text message from my credit card to verify attempt to charge my card $4.95. I replied NO. And demanded supervisor. Person, who called himself supervisor practically didn’t stop talking nonsense. On and on. He gave me new telephone number 1-800-373-3411. This number belongs to Cable TV. After I realized that I just wasting my time I hang up. Got impression that this is the fraud. I compared emails addresses from last email and email I received before. They were identical! In addition, my plan number was correct. I called back ASH customer service back to report internal data breach. But during my conversation with representative I understood that there is no fraud. Not at all. There is just an example of business malpractice. Phone number provided in email ** belong to AHS company. As well as email.

    I checked my credit card and found out that were two attempts to charge my card in amount of $4.95 cents by SI FINANCIAL E. According on my internet research this is The SI Financial Experts on Demand Investment Advisory Services. This company has CURRENT ALERTS FOR THIS BUSINESS on BBB. With Pattern of Complaint: BBB files indicate that this business has a pattern of complaints concerning: - Consumers alleged being charged for a membership they never signed up for. I can make the conclusion that AHS performed malpractice by doing businesses with none reliable company. AHS did not provide any apologies. Besides, AHS failed to provide us with repair our hitter’s pump. We created service request on 10/23. None of the company or independent contractor wants to work with this company. Today AHS canceled my membership without returning my money. AHS owns us $125 plus 47.36.

    It's easy to submit claims, but American Home Shield's process is very slow. They send somebody right away to look at the item, but it doesn't get fixed right away and I'm just waiting and waiting. It has been almost two weeks that I have been without a refrigerator. The service person who came over for my refrigerator said Home Shield was gonna call me back because he wasn't able to repair it.

    The service company was good. They called back right away and they said they're waiting on Home Shield to approve it. That was last week, and I've never heard from Home Shield. I reached out and they said they were gonna send the service people again. The service people said, "No, we already said it's not repairable." My issue still hasn't been resolved, and I'm gonna reach out to Home Shield today. On the other hand, I had my AC serviced recently and that was fast. The service people came right away and replaced the part and it turned out good. The turnaround for that was within the week.

    The toilet would not flush and it still isn't flushing properly. Even if it was just clean clear water, it doesn't clear out. Like a toilet flushes, it would drain out and refill. The toilet doesn't. It used to but it doesn't. The tech came out, used a plunger and said, "Okay, it's clearing. It's fine. But let me just do a little snake thing." We don't use toilet paper in that toilet because it was always an issue. It didn't used to do it, but it suddenly started being a problem. That is the extent of what he did, but it still isn't right. He was very nice and he said it was fixed, but it isn't.

    I called Circa, said, "It's still the same problem." They said, "Okay, hang on a second." They reached the Plumbing Department, and said, "You got to reach back out to American Home Shield and have us come back out." I did. I called AHS and they are contracting them, having to come back out to redo it. I got a notification immediately behind talking to AHS that they would reach back out to have Circa come back out. I like that it's handled. I pay monthly for the service and don't need it often. I'm sure that accumulates. But typically, it would be just $125 to have somebody come out. I would not have this big bulk of payment to have a plumber come out.

    I went through American Home Shield for the double oven. They gave me a reimbursement of the difference, which was $1500 to put towards something that I chose. I needed black to match everything in the kitchen. It was a stainless steel. I didn't want it. The other option was to take a gift card or reimbursement and get something on my own, which is what I did. That was all good.

They said, "Oh, that was a mistake." Then they came out and they said they need to order the part. They said 7 to 10 days. So, I've been following up every 7 to 10 days.     I put in a call on September 10th. I was getting a rattling noise out of my AC. I wanna have it checked to make sure nothing was on the verge of breaking. It turned out that I needed a new air handler. So they gave me the option of upgrading my whole system or just do the air handler. Given the costs associated with those options, I said, "Well, let me see what the prices are and I'll go from there." So I decided to upgrade the whole system. It took 27 days before I got my air conditioning back. I live in Arizona and we were having a record breaking heat during that time.

    Kool Guys came out and looked at my AC. They were fantastic. The owner of the business kind of followed up on his workers to make sure that everything was done correctly. In order to get by, he gave us his own personal portable air conditioning unit to try to curve the heat that we were feeling. They also were advocating for me to try to get information from the other company. Because it kind of went from American Home Shield to this other company, Frontdoor Pro.

    Once everything went to Frontdoor Pro, everything just went downhill. We got no information on when I was gonna get anything. Whenever I tried to call their customer service line, I think I called a total of five or six times, there were two times when they said they will call me back once they get information. They never did. It was just like pulling teeth trying to get information. Like when am I gonna get this air conditioning unit that you have ordered, or what's going on? And I could not get an accurate status update.

    Our most recent issue with American Home Shield was our air conditioner and it took two days to get a service tech out here. My husband and I are both in our 70s. We had no AC for almost four days. When the guy came out, it was around 8:30 at night and he walked out there and said, “Yeah. I know what's wrong with it. And it can be fixed. But the bad news is that it's gonna be another week before we can get the parts.” We told him, “Yeah. I don't think so. That's not gonna work for us.” So, we ended up just going somewhere else and buying a new unit and having it installed in our house.

    American Home Shield said that we could do what they called a buyout. So whatever they would have paid towards the repair, they would just send that to us to help with the cost. We told them that was what we wanted to do and the rep said, “Okay. I've got to get some info from the dealer that we sent out. And when I get that, then we can get a check out in the mail.” But that's been a month ago, and I haven't seen or heard anything from them. I thought American Home Shield was well worth what I was paying. But after this last experience with the air conditioner, the price is high for what they offer.

    We've called American Home Shield a couple of times on our swimming pool. One time, the contractor came out and looked at it. They said, “The part that was broken is not covered. It's only that stuff over there behind the gate.” So, they didn't fix that. I've called them twice and then figured out what was wrong myself and called them back and canceled. But other than that, I don't know that they've ever really fixed anything.

    It's extremely easy to submit a claim with AHS. I just call the number that I have on them and I tell them my problem. They don't dig into the problem. They just connect me with the plumber. The contractors have all been outstanding. Polite, efficient, no-nonsense. It also doesn't take long for them to get here at all. I expected a wait time for a plumber. Usually, it takes longer to get a plumber because they are so busy.

    We had a service contractor come out for a plumbing issue. There was no water being moved, but it was making a constant noise as if it was still emptying. That noise that it makes after you flush kept going and going. The tech came in and in just a few seconds, it was fixed. He showed me a piece of equipment and said, “This was your problem.”

    I pay a lot of money to have this service. It's over $1,000 a year. On top of that, every time I have somebody come out, it's $100 I have to pay. It seems like it's a lot of money. There's no hassle with it. They just take it out of your account. But, I think it's unnecessary. But they're efficient and they're always pleasant. There's not a lot of unnecessary questions other than what the problem is. I've never had a complaint about any of them. My daughter has even told me how much she likes dealing with them, that they will come out and even put a new unit in.

    Our heater quit working and submitting the claim to American Home Shield was straightforward. Dealing with the contractor was great. He was very knowledgeable. He ran a number of tests and identified the problem within 10 minutes. But the repair has not been completed. It wasn’t the heating system but the thermostat that was bad. So, they had to order a new one and the tech will be coming tomorrow to put it back in. We've had a good experience with AHS. The price during the first year was cheap but it has gone up on the second year. I wish they had an app because every time I have to do a claim, I have to go online or on the web. I also continue to get emails that say I need to renew my account. I have renewed and when I click those, it would say I already renewed. So, the two departments aren't talking to each other. I was thinking my payment didn't go through or it didn't work. Then I click on it but I'm still getting those.

    I submitted a plumbing claim by phone with AHS and I was glad to get to an operator and not have to do it online. The customer service person was helpful, then, a gentleman from Carl's Plumbing came out. He reviewed the work order with me prior to starting and told me how he was going to approach each job. Through the job, he would tell me what he found that he was going through and then what the resolution was and if the resolution was acceptable for me. At the end, he reviewed the whole project, what he found and what the outcome was, and if that was satisfactory for me. He was a really nice guy and very helpful. Also, when I renewed my AHS policy, the price was considerably less than what I paid when I purchased the first year of the policy. That might be because they didn't put the well pump on the second in the renewal contract and I didn't understand that. Other than that, AHS met my expectations.

    I had a broken refrigerator since January of 2024. There is a coolant system leak. So, it wasn't cooling my freezer or my refrigerator and it wasn't making ice. It affects the whole system. So, all my food was going bad. It's been a mess. The initial company that they sent out was Avalon and it was the same company that they kept sending out. They're a fraudulent company. What they do is they come in, and they change out a bunch of parts. They make it appear that they're fixing the refrigerator. Every visit they were coming back, they were just charging the system with extra coolant. And then in a month or two, the coolant would leak out again. We'd have the same problem because they were not fixing it, and they don't speak English. They don't have good customer service.

    I told American Home Shield about it, but they kept saying, "Well, since we sent them out first, we have to keep sending them out. The same company has to come out each time." By the fifth time, I finally refused to have them for my house. I said, "I refuse for them to come in my door. You guys need to send another company. They're fraudulent company." I'd asked the guy to say, "Tell American Home Shield if you're not able to fix it, then you need to be honest with American Home Shield so they can just replace my refrigerator." He ignored me multiple times. Moving forward, I finally got American Home Shield to agree not to send them out anymore, but they had to find a company that was able to do that certain repair because not all companies works with a sealed system leak. Not all refrigerator repair companies are certified or will take a job for a sealed system.

    The first two companies after Avalon came out would come, they'd look at it, and they'd look at me. I'd tell them what was going on and they'd be like, "Oh, we don't do sealed systems." Then they'd leave. So, this went on for a few times. I kept telling American Home Shield, "Well, you guys need to make sure that when you ask this company to come and check my refrigerator, if they work on sealed systems. Because if they say no, then don't send them. Find a different company. 'Cause you're wasting all of our time, and I still don't have a working refrigerator." Then they sent out a certified company that was from GE itself, but they have policies stating that if a company worked on it prior to them coming, they were not gonna take on the job. So, then they wouldn't do it.

    Then 88 Mechanical came in. I had to manage it up to talk to resolution. There was so many different levels within American Home Shield and nobody would help me. Another thing is the language barrier because their call center is in the Philippines and these people don't understand English well. So, they weren't understanding my problem on how to help me. They just kept pushing it off. At the end of the day, they finally sent this last company. 88 Mechanical knew Avalon. The tech said that he's been cleaning up jobs for Avalon all summer. He's been doing the same thing. He said this Avalon guy goes in and changes a bunch of parts and never fixes it and just runs a bunch of money and makes it seem like he's doing something so he can get paid from American Home Shield.

    88 Mechanical looked at it, took some pictures, and did whatever they needed to do. They finally did say it's gonna cost a lot of money. "I'm not sure if we're gonna do it, but I'm gonna put it through American Home Shield and see what they say." They finally agreed to get us a new refrigerator, and now I have a new one. They're delivering it tomorrow. At this point, I just paid cash and was done with dealing with it. So, I ordered one myself at Costco. Costco just had some difficulty with deliveries. I told American Home Shield, so they did the cash out option. It was about 75% of the cost.

    The AC claim went well. The coil went bad and it was leaking. It was cheaper to replace the whole unit but I got to pay for the whole installation that was two grand 'cause they needed to replace all the connections for the new model. It was not the first time that something like that happened. When they need to install and they need to bring it up to code, American Home Shield doesn't cover that. I called an HVAC company to see what they thought about the price and they said it was okay.

    The technicians treat me nicely, but because I'm an AHS client, everything takes longer with any kind of technician that I bring to my house. It's always the same problem. If it was someone else, it will be faster. When it's August and you don't have an AC working, that's not good. It took more than three weeks to fix the air conditioner. The first time they came, they did something which they thought was gonna solve the problem. But I had to call in after 24 hours because it didn't work and they had to schedule another service. After a week, another person came to tell me that I needed to replace the whole unit then we needed to wait another two weeks till they got the part and another few days till they had the time.

    My central air went out and when I called American Home Shield, I explained to them that I needed the service taken care of quickly because it was hot here in Texas and I had medical conditions, pets and other people in the house. The service tech from Affordable Heat and Air, the first company that AHS sent out, walked in and walked over to my thermostat and took the cover off. He said that I had shorted out my unit. I said I haven’t touched it. He said again that I had shorted it out and that the wire was not supposed to ever touch any other wires. And there was no telling how much damage had been caused to the transformers. He put the cover back on the thermostat and said he would send his report to American Home Shield. I said he needed to make sure to tell those people that this house was not livable. It was 91 degrees. He yammered something and then left.

    There was no reason for the guy to say it was me who did it. I work from home and I was at work at my computer at about 3:30 in the afternoon. I knew the house was getting warmer but I didn't have time to get up and check on it so I left it alone. My 12-year-old granddaughter got home from school at 4:00 and asked how come it was so hot. I said I didn’t know and I hadn’t checked. I knew it felt warmer and I would get it when I get up. So, at five o'clock, when I got off my computer, I went into the kitchen and looked at the thermostat. It was 90 degrees. I waited until that night because I checked the breakers and called AHS. The repair place would never give me a detailed report of what they were sending to American Home Shield and the next thing I knew, they were telling me that I was gonna owe a minimum of $600 and that it wasn't a mechanical failure.

    I kept calling, wanting to know what the deal was. American Home Shield just kept saying they didn’t have a report. I finally was able to get a second opinion requested. They first assigned it to Affordable Heat and Air and I said there was no reason to do that. So, they assigned it to a place that's over in Gainesville. I had done business with them before so I was okay with that. The first time they were ready to come out, it was two weeks into it and I was still at 90-something degrees in this house. I had to cancel their time to do the second opinion because I was in the hospital. It got ugly and even got worse. When I got out of the hospital, I called and rescheduled the second opinion.

    Affordable told me I had done something to the thermostat so the next day, I bought a new thermostat. But I didn't put it in yet. When the people in Gainesville came out, the guy looked at the thermostat and he said something about a wire. He walked into my laundry room and opened the unit. He fixed a wire in that unit in the closed area that it's in and checked the thermostat. He went outside and checked my outside unit and he said I didn’t need the new thermostat. There was nothing wrong with my thermostat. There was a wire in the unit itself that was touching something else. But I would have had no way of doing that because I never opened the unit. The guy fixed it within 20 minutes and just used a screwdriver.

    I've never had one bit of communication with AHS that it was totally misdiagnosed. Everything's working except I ended up with four days in the hospital and now I'm going to a wound care place because my foot got infected from being hot and sweaty for almost three weeks. Every time I called AHS, I said I've got health issues. I'm 71 years old and can't be left in a house that's 91 degrees. You cannot speak with anyone at American Home Shield. The reps don't have anyone to refer it to and if you finally get somebody who will attempt to do something, they’d say they'll send it to their escalation department. But that does nothing. I kept all of the phone calls and messages because I was furious. The first guy didn't do anything except walk directly to the thermostat.

    It's usually a battle with AHS but I'm prepared for that. I've had them for so many years, I know it's not gonna be a “Just call and then it's done” thing. I got them in 2003 when I refinanced the house and I’ve had both good and horrible experiences with them. My boss right now is dealing with a refrigerator issue with them and he's had a service company out there eight times. And he still doesn't have his refrigerator fixed. When AHS initially wanted to send Affordable Heat and Air out here, my instinct was to get on the computer and look at the Better Business rating for that company. The first thing that came up was a complaint from a customer who said their technician showed up and had alcohol on his breath and was slurring his words. This guy didn't come in drinking. He just came in and didn't do anything. AHS needs to do a better job in selecting the companies that they use.

    Waves Appliance, as the vendor that American Home Shield selected to service my Samsung stove, did a pretty good job. But that stove is the worst. I have been a homeowner for 30 years and I have had many appliances. But I have never had a company like Samsung that their appliances break just shy of 18 months on every single appliance that I have ever had. Their appliances work almost like a cellphone. A life span of a cell phone is roughly two years and that's exactly how Samsung products work.

    I had a claim with AHS where the oven door had to be replaced on a brand-new Samsung oven. The door kept sticking. It would lock and you could not open it, so they replaced the entire door. For my recent claim, it was the second time that the techs had to come out about the stove. This time, it was about the control panel that controls. The whole stove went out and you couldn't do anything with it. Waves came in and they had to replace the panel. All of these for an appliance that I purchased in 2022. I also had a claim for the Samsung microwave where I had to get a brand-new one. So, I went back to Whirlpool for that and that was the one that I got.

    The service from AHS has been adequate though the goal post moves a lot. As a consumer, you have got to read the fine print. I had my refrigerator went out and they charged me a $165 service fee to process the payout. But if I pay the $100 fee for them to come out and do the service charge, they were telling me before they pay me out, because I decided to go buy my own stove and not allow them to replace the stove, they were going to charge me another $165. That's double-dipping on the client and I don't find that to be helpful customer service. And you have to go through too many loops.

    Also, a lot of times, you have to get through the language barrier if you have to speak to someone. And that's taxing on you when you're already a little anxious. So, I try to avoid speaking to anyone, because I know that there's always going to be a language barrier. And I don't speak Spanish, so, it's a problem. Aside from that, the old website was better than the new site. It was more user-friendly. With the new one, you got to go back, check, and make sure you got the details in correctly.

    So I cannot rant and rave about AHS. If someone asks if I would suggest them, I would say it would be up to them. I would never tell them to go to AHS. I've also called the Better Business Bureau on AHS and they were able to make them respond with the generic, "We're working on it. We're getting back to you. We value your opinion." But the situation still did not correct itself.

    Nussbaumer Plumbing came out for my plumbing claim with AHS. They saw the drip, which was a small one, then they started to say that there was some work they couldn't do because it was against code. So, they had to modify it. But I found out that the information they provided was incorrect. After looking at the reviews for that contractor, they seemed to be lying to other people as well. I called American Home Shield the same day they were there and told them I was not happy with the service. But I was never offered a second opinion and I had to Google that stuff later.

    It sucks as a customer that pays for a service when you're telling the folks you pay the service to that the folks that are giving you information are lying, and they just pretty much say there's nothing they could do for you. Then they tell you your second opinion option is no longer available. So, I have no idea what I'm going to do yet. What I normally do when I'm not happy with the service is I find whoever is the highest there in the headquarters and whatever the parent companies are. Then I'm going to email them my complaints. But I haven't done that because I'm bothered by paying for a service that's not listening to the consumer. AHS also gave me a cash-in-lieu, which was 295. I don't know what that price is really going to cost because I'm not a plumber, but the quote that the contractors gave to do the modification was 1390. So, I don't know what I was supposed to do with 295 and right now, that claim is still open.

    If I could give this company zero stars I would. The sad thing is this company is contracted through American Home Shield. Here are the facts when dealing with AHS and ANY company that is contacted through them. Before they get there they are told and instructed to do as LITTLE work as possible. This was told to me from a technician. After they get there they pretend they can't find the issue or make a bigger one. In this case I had a technician Phil come out. I was happy to see he was an older gentleman bc my unit was a package unit. Immediately upon seeing it he started saying it was old. (Duh). He proceeded to tell me about how bad they are built and made. As he went to take the panel off, I kept telling him. That side does not open. It is not a panel. He didn't listen to me. He ripped it off my wall. Looked inside, realized it was not supposed to be open.

    He tried to shove it back in place but he bent it up. I asked him if he was going to fix that and he took out tape and tapped it up. Horrified I asked what else can he do. He said he would come back to fix it. Here it is 2 weeks later. I called AHS and even though I pay for the most expensive package every month 120 plus a 135 service charge (more than the monthly charge now) so I paid 255 to have someone come and rip my stuff up. They said they have "no responsibility". Called the company and the secretary even talk to me without my address. When I wanted to talk to manager stating someone damaged my property she told me he would call me back. Still waiting on that call back.

    The sad thing is that all i wanted them to do was take responsibility and repair the damage THEY did. I know it is an old unit but the fact they take advantage of people out here especially woman. People should know not to do business with shady people and companies like this one and any other contracted through AHS. This is not the first company and the first time this has happened. So I tell everyone and myself to take that 120 mo and put it in savings and when you need a repair use your savings. It is much more stable and secure and will leave you feeling better at the worst case scenario instead of big corporations taking advantage of innocent people.

    American Home Shield sent out Sears that screwed around with my dishwasher. The Sears guy was good and he did a couple of things. But he made three trips out here and there was still a problem that they didn't fix. When I called AHS back, they were gonna send Sears. But I finally asked them for the local people and they had it all fixed in one call. The performance is good and the dishwasher runs. But the new seal they put on bothers my wife because it stinks. My policy is exactly what I asked for but I must pay a ton of money before the techs come out. AHS should lower that deductible. Instead of $150, it ought to be $50. And they must get people who speak English instead of people who you can't understand.

    When I have a claim, I usually call and speak to somebody at American Home Shield. I'll tell them what's wrong and then they'll tell me who will be the person coming out. They would explain to me, "They have 24 hours to respond to you." They get the information and tell me who to expect the call from. They usually send me an email with that information in it. That call usually is very quick and short, and then I pay. When the contractor got out there, they addressed the situation. They were very professional. Their service was excellent. They had good customer service.

    About five years ago, I was so fed up with American Home Shield. I was looking at another warranty company because I was paying for things that I wasn't getting the service. Back then, I would make an appointment and they would assign someone. I was waiting for the contractor to call but they didn't call. American Home Shield sent me their information so I called them. Then they would make an appointment and a lot of times, those appointments could be far out. So I was waiting for them to come or for some reason, they couldn't come. It was always difficult to get things done. There were a couple of times that the company that American Home Shield assigned couldn't do the service in a timely manner. So I called back American Home Shield and then they reassigned somebody. But that has all changed.

    American Home Shield would save you a lot of headaches and time. When you have so many appliances and you have plumbing and air conditioning, all of those things are gonna have some kind of issue at some point in time, and you don't know who's good nowadays. A warranty company that keeps somebody as a vendor are people that typically do good work. So you have a sense of confidence in that. If the contractor is not doing the right thing, you still have an alternative. You can call American Home Shield back and say, "Hey, this isn't right," or "they didn't do what they supposed to do," or "they didn't do it timely." With an expectation that American Home Shield will respond. In the last year and a half, I have found that to be absolutely true. It gives you peace of mind, where you're not out having to do that and you know that you're covered no matter what happens in your house.

    Originally, the contractor came out and did an assessment. They stated that my system would need to be upgraded. They gave me two options. They said that either the system needed to do a full upgrade or I could just change the compressor. My husband and I were concerned because with new compressors and new systems, you have to change out the refrigerant because the system in the attic is old.

    I have a friend who works for the National Forest Service. He is an HVAC air conditioning licensed expert. He said that it was not gonna work because the new condenser would not be compatible with the return unit in my attic. But the contractor came out and changed the condenser anyway. American Home Shield was giving us a lot of pushback with my service, which says that I was supposed to get a certain amount for an upgrade, but they didn't cover it. But lo and behold, Bennett Air came out and only changed the condenser and did not change the return in the attic. American Home Shield says if they can repair a specific part or repair a part, they're not gonna change out the entire system. You can't do that with the air conditioning unit, but they did it anyway.

    I winded up putting down a deposit to get the entire system changed out, which was about $2200. But unfortunately, I lost my job and had to downgrade it. I had to get that back and put down an additional deposit to get the condenser, which was $1200. I had to pay $1500 total because I lost my job and couldn't afford to do the upgrade. American Home Shield didn't show me the breakdown and what the money or what services would be rendered. So it was just a whole fiasco since June. We are just gonna replace the condenser because we can't afford to do the whole upgrade, which American Home Shield said they'll pay up to $5000 to replace the system, which they did not do.

    I told American Home Shield that I wanted to cancel my contract in July. But they renewed it anyway in August and took out my money in September as well. So I spoke to a representative, and I have this person's name and all his information. In order for me not to cancel my service, he offered to give me the next three months free of charge. He didn't charge me in October. Also, I can make two calls for free without paying the deductible, which is $125. They set that up for me.

    I always call American Home Shield to set up requests. I’m from the old school. I always speak to a representative because I like to get the name of the maintenance company that they're going to use. The service is good. They increased the price quite a bit on the service call. It used to be $42, and now it's $125. I'm grateful to have Home Shield because they've replaced a dishwasher for me. They've replaced a microwave door. They've helped me out quite a bit. The only incident I did have a complaint about was my washing machine. It took three service companies for them to figure out what the problem was, and being without a washing machine for all that time is very frustrating. The first two weren't good. The tech from the third service company knew right away.

    When you call Home Shield to complain, you're calling a foreign country, so the service people don't understand. They're in all different countries. They don't understand that we're here and we're frustrated. And then I requested a different company, and he figured it out. The parts took two weeks to get. So, I was without my washing machine for two weeks. And by the fourth time, I said, “Look. I think I need a new washing machine.” They said, “We can't do anything unless the serviceman says they can't fix it.” Both of the techs had ordered parts, but it wasn't the appropriate part. The third man knew what to do.

    Other than that, I'm satisfied and I highly recommend Home Shield to everyone I speak to. The maintenance companies that they send over really try to help me. That one incident with the washing machine was just unfortunate. Maybe it was tricky. But with everything else, I had no problem. And on my latest claim, the company I had was excellent. They had the parts in their truck. They got everything taken care of in an hour.

    We had some leaking from our garbage disposal and when Nusbaumer Plumbing came, my husband wasn’t sure about paying the amount. When the plumbers were getting something from their truck, he looked at the cost of a disposal. The highest end was $50 and the plumbers said it would be 300 to replace. So, he asked them how much their service rates were because it felt high to him. Instead of responding, they just left, which upset him. He felt like they were trying to upcharge, which we found out later that they probably weren't when we were going with another place. It was the same price but I wish Nussbaumer’s plumbers just said the reasons. We ended up spending more money because we had already paid the $100 to get American Home Shield the warranty fee and then we had to pay Nussbaumer for their visit. But my husband didn’t wanna work with them.

    When we bought our old home about eight years ago, we had the warranty for the first year. That year, three things failed. So, we decided to keep paying for it. Almost every time, AHS has helped us keep our costs down. It's also helpful to have a first stop. When something breaks, it's great to call our home warranty first to see if it’s covered. In general, we have had our claims met satisfactorily.

    I was having power surges for a week and I wanted to check it out. Submitting the claim to American Home Shield was super simple and you can’t get it any easier. The service from Governor's Electric was very professional and prompt and I was totally satisfied. One of the things that go into the panel box was bad. I knew what the issue was but I'm not an electrician. So, I called somebody to verify. I told him what I thought it was and he did his troubleshooting. He said that’s what it is and he changed that plug and I haven't had a problem since.

    I've had American since about 2008 but I left them for about a year because I was dissatisfied with something they did. Then I realized what I got was worse than what AHS was. It had gotten to the point where if I put in a claim, the company would tell me to find somebody to fix it and tell me how much it costs and then, they would prorate the price. That was not what I asked for. I wanna pay a certain amount and they would come out and find out what's wrong and fix it. I didn't wanna fix it myself and then put in a claim with them. So, they did that for a couple of times and I just said that was not what I signed up for. I totally trust AHS now. They must have changed their business practices because I've had about five claims in probably the last six months and I haven't had any issues at all.

    The dishwasher was leaking and the claims process was very easy. The website is very user-friendly and you get an appointment almost instantaneously once you submit your claim. They send me an email telling me the people who are coming and that they're gonna contact me within 48 hours. They normally contact me the next business day or sometimes, the same day and we’d schedule an appointment.

    I like that the service with AHS is quick and I love the website and how easy it is to put in a claim, which is my number one thing. The second would be how prompt it is to get it done and to get contacted by the contractor who's coming to address it. My deductible was a little higher than it used to be. But I always ask the technician how much it would cost if I get it done out of pocket and when they tell me, that brings me back down to earth. I look at the contract before I even go to the website. So, I don't get disappointed and everything that I've put in a claim for has been covered.

    BEWARE. I signed a contract last year including coverage for rekey services, which is currently advertised on their website as included in my plan (Shield Gold) and clearly stated in the contract. However, I filed a claim yesterday, and it was denied based upon incorrect information (somehow this rekey was decided to be a maintenance issue, despite the fact that no one has looked at the lock or provided an assessment).

    I spent an hour on the phone speaking to customer service reps who are not allowed to assist you in any meaningful way (they cannot email you the documents they are referring to, only snail mail them, cannot transfer you to anyone who can help, and supervisors are only available to "call you back" whenever they get around to it). They will literally just repeat the fact that its up to the Authorization Department and they are not allowed to assist, nor can they direct you to ANYONE who has any role in this arbitrary decision.

    Apparently, AHS can CHANGE THE CONTRACT AT WILL and exclude covered services. Despite the fact that they state that any changes will be clearly communicated for review, this change was NOT listed in the summary, and I did not review or sign to approve this. I would NOT do business with AHS unless you are an attorney, enjoy customer service hell, or enjoy digging through contracts to find lies of omission.

    American Home Shield has done good by us when we've needed them in the 5 years we've had them. We've used them five times, two was for a refrigerator whose computer component kept going out. Recently, the water heater was leaking. The inner wall was blowing up. A plumber came out the next day after we put the claim in and told us what was going on. He took it back to his company and his company called and set it up. Then he came out the next day and put the water heater in. He was great.

    I've been trying to put in a complaint for about a month, and American Home Shield kept sending me to this contractor that wasn't answering their phone calls or returning my phone calls. American Home Shield ended up switching me to another contractor but they gave me a runaround. I almost switched to another provider because it took them a long time to get to where I needed to. The only reason they ended up getting the issue fixed was I had to threaten them that I'm leaving them.

    My brother told me about AHS and I've had them for a year and a half now. Having them is convenient. I just have one call for pretty much everything that can go wrong in my house. Their technicians normally reach out to me that day or the next day and schedule something. Recently, they fixed my refrigerator.     We move into the house six months without hot water bath. I didn't notice it because there was no need for warm water during the season. So, winter was coming in, and I said, “Look, we need warm water to be able to take our shower.” I turned it on and off. Warm water was not coming from the place. I went down to see. I didn't know anything about it, so I had to call American Home Shield so that somebody can come look at it. The tech looked at it, and we tested it together. He said there was an attached mechanism to the body of the water heater, and he said that our device was bad. He took it up from there and he said, “We're gonna place an order and then when the item arrive, we’ll come back to fix it.” He did that and now everything is working well.

    The guy was courteous, professional, and he knew what was needed to be done. So, Drip Plumbing was good. However, I don't like the scheduling process. You can't keep me in the house on the ground that you are coming to my house between 7:00 in the morning and 12:00 in the afternoon. If that is the way that they're doing the scheduling and the arrangement for the maintenance, for me, that is not professional enough. There must be an exact time. Everybody needs to work and make money to pay bills and all that related. That for me is the major flaw in the operational system.

    I will recommend American Home Shield any time. The only thing is it took them about a week to fix that item. For me, that's a very big time line. One week is too long to fix such device. Also, they never called me back or sent me an update to say, “Look, we've got the spare part we are looking for and we are coming so so date,” until I called them. So, the management of information with the customer is a bit embarrassing.

    I've had American Home Shield for a couple of years and I've been happy with it. I like the ease of use of the service, and things get done on time. One time, I noticed that my kitchen floor was getting damaged. My tiles started to pop. When I went down in my basement, there was water dripping down into the basement and I could tell it was coming from the spot that would have been underneath the dishwasher. The dishwasher hadn't been running for a while because I don't use it, but there was a leaky something back there. I went on to the American Home Shield website and followed the normal clicking on stuff process, which was very easy, then I got a phone call and an email from them.     The first time Ferguson & Sons came out, they fixed everything as they said. I called them right back because then I had another problem with the downstairs toilet. That was fixed. But when I left town last week and came back on Sunday night, the toilet was having the same problem, so they're being recalled and coming back out tomorrow.

    I had a problem with my microwave, and it was a horrible experience with ACT Appliance to the point where I was ready to drop American Home Shield altogether. I had them out in the spring. The repairman did not speak English so he had to enter everything into the phone and do a translation to speak. He took the microwave apart and it took 2.5 hours but he got it back working. But I kept noticing that I was having sparks, and I would get these random power outages in my house. I determined it was because of the microwave so I called and asked them to come back out. They said I had to pay them again because it was more than 30 days from when they came which was ridiculous. It's the same appliance and I'm having the same problems.

    I made the American Home Shield person give me a partial credit back. Then the same repairman came out and told me that it's an old microwave, that he was gonna have to figure out how to get parts. My microwave was replaced by American Home Shield in 2018, so I don't consider it to be that old. I was going back and forth with him in his language, and I called their office because he was extremely rude. I got these two folks who also didn't speak English. I told them I wanted to speak to the manager but they said they didn't have a direct manager, that everything gets sent to them via text message and emails. I told them somebody's gotta make the decisions for the company and they said that person would be up in Dallas and they don't ever talk to that person. They gave me the runaround and told me the only person they had to do microwave repair was the same guy who has come out twice.

    I then called back to American Home Shield and told them I didn't want that company to come back out. But they said they're the only ones they refer out for small electronic repairs in the Austin area, so they couldn't send anybody else out. The guy came back out, and he had four bad fuses that have burned up inside my control panel of my microwave, which he had just repaired in the spring.

    I called and tried to get a hold of somebody at this ACT Appliance main office in Dallas but they wouldn't take my call. Then I got a call back from somebody at American Home Shield, following up. I told them I was not happy. Then the same guy came back again. This time the cord had a split in it at the back where we can't access it. It was between the microwave and the wall and there's no way that I or my two children could access this unless we pulled the microwave out, which we don't know how to do. I told him, “Why don't you just put in an order to replace the microwave then? You're making me feel very uncomfortable.”

    He said they are contracted with American Home Shield to repair, repair, repair until the customer no longer wishes to repair and wants to replace. My microwave is 6 years old and I didn't feel like I needed to be replacing it that soon. He was telling me that maybe I would want to buy a new microwave, but they would not be recommending that to American Home Shield. I also had to pay for an electrician to come out and do a check of all of my downstairs outlets because the microwave took out half of my outlets in one side of my house.

    I got a really bad service from American Home Shield from the fact that they only have one servicer in a town the size of Austin. Then the servicer is huffy and rude. I get that he doesn't speak my language. If he knows how to repair appliances at the end of the day, I could be okay with that. But I couldn't be ok with the fact that he was rude and that he had to keep coming back out. I went another 2.5 months without the use of a microwave. This year, I've been almost four months without the use of my microwave because of American Home Shield and their inability to do business with some other appliance service here in Austin, nor give me the choice, nor replace my microwave.

    When it comes time for me to think about renewing again in February, I am not so certain I'm gonna do it because that was terrible experience. I did not like the way I was treated. I was driving the bus for everything and I didn't feel like that's why I pay my money every month. I seriously was going to go up the food chain at American Home Shield. I got the email address to their CEO and a phone number for escalations to their C-Suite. I was very close to doing that because it was not the American Home Shield I signed up with years ago. American Home Shield used to be the only one I knew of. Now I got all kinds of them that are sending me stuff all the time.

    When the dishwasher was not working properly, American Home Shield sent a company by the name of SeaBreez. Yesterday, I called American Home Shield to see if they could assign a different company because even though the technician from SeaBreez had come three times to the house, the dishwasher is still not working at all. American Home Shield told me that according to the protocol, they're gonna have to send SeaBreez a fourth and final time. I'm waiting for that phone call to arrive so that the technician could come to the house for the fourth time. According to American Home Shield, if this fourth time doesn't work, then they'll decide whether it is necessary to replace it with a new dishwasher. This has been going on for a couple of weeks already and it's a very long, painful process.

    When the air conditioner broke down, that was another nightmare. We were in 104-degree weather. One day went by, but I didn't hear anything. The second day went by, but I still didn't hear anything. I called American Home Shield and what happened was they waited until the end of the day to get an air conditioning repair company to come to the house. On the third day, I never heard from them so I called the company. They said they got the work order from American Home Shield. When they came, they realized that a piece of the equipment needed to be replaced. They said in order for them to order it, they needed to get an approval from American Home Shield. I called American Home Shield and asked if they already had the recommendation from the contractor. They said yes but that they had to go through a different department and that department was gonna have to approve it which was gonna take anywhere between three and five business days.

    I asked if they could transfer me to that department so I could see if I could ask them to expedite it. They finally transferred me to this other department and I asked them to expedite it. I waited another day and they finally approved it. They sent it back to the company so that the company could then do what they needed to do. But it was American Home Shield that was gonna order the equipment, not the company that was going to install the new equipment. That was gonna take between 7 and 10 days in a 100-degree weather. I had to buy two portable air conditioners, one to install in the living room and another one in one of the bedrooms so that we could sleep comfortably at night. That was an extra expense for me and I had to pay somebody else to install it right away.

    Eight days went by but there was nothing. We were still waiting for American Home Shield to receive the equipment that they ordered. I don't understand why American Home Shield was the one that had to order it rather than leaving it to the expert, which was the air conditioning company who could order it in an expedited manner and get it between two and three days. That is a bureaucracy that is not working. On the ninth day, American Home Shield got the equipment but they didn't call me. I had to call them every single day. Then they were telling me that they got it, but they haven't called the company. When they called the company, they were busy with too many installations so it was gonna be at least two days before they could come and install it. They finally installed it but it took three weeks to get it done.

    I'm very disappointed with American Home Shield's procedures and process, and I'm very close to ending the contract with them. They're too expensive, they have too much bureaucracy, and they're too slow in responding. Sometimes they don't even cover a piece of equipment and I have to pay thousands of dollars for the difference so why am I paying so many dollars every month to have the homeowner protection plan. In addition to that, every single time they come to look at anything that breaks down, I have to pay $125 service fee. Sometimes, if a piece of equipment is more than a certain amount, then I have to pay the difference. I might as well hire somebody else and do it right away.

    My AC stopped working from one day to the other. The contractor came and fixed unit and his balance of what American Home Shield wouldn't cover was $1,500. They said that I had to pay that. The contractor had to get another unit, and it wasn't even an upgrade. They gave me a refurbished item. The contractor was very nice and thorough, but then I couldn't get ahold of him after. I'm disabled and I don't know how to get to the machine to find out what kind of filter it uses and needs to have changed. I also had to pay an additional 650 because the second thing that happened was mice bit through and blew a transformer. The second man who came fixed it right away. He had to replace a transformer and some wires, and right now, my AC is working.

    American Home Shield could have been more transparent on what they did and didn't cover. I was under the impression that my air conditioner was covered. They said anything that breaks in my house and an air conditioner is part of the house, then all of a sudden, they didn't cover all of it. It also took two months to get it fixed. That's a ridiculous amount of time to have no AC and it was in the middle of the summer. Any time I called to have it escalated and we tell them when I was available for them to call me, they would call when I was not available.

    The plumber came here and he said he couldn't do it. He had to go and get an okay. Well, he didn't come back. The next day, he called and he said it was gonna cost me $2800 to get done what needed to be done. He said you people would only okay about, I think it was $250. And he said I would have to pay $2800. And I said, "Well, I ain't paying anything like that." And then I told him I wasn't gonna do it and he never did come back and that was it. So, I called another plumber and had the other plumber come and do it, and even they, they didn't really do exactly what I wanted to do. They didn't just stop the leak, they took off the whole faucet and everything and they charged me about $500.

    The master bathroom toilet was clogged. I was out of town. So, I had nobody that could do it. But before Deuce came out that day, my son went by and unclogged it for me. So, they didn't do anything to it. All they did was show up, and he said it was fixed, and they left. When I called Deuce about it, they said, “Well, you have to get ahold of Home Shield and see what they're gonna do since we didn't do nothing about it since it was already fixed when we got there.” I was out of $125 which I guess could have been my fault. I could have called and canceled it, but it didn't get fixed until an hour before they showed up. I called American Home Shield back and the rep said that I have to call two hours before they show up to where they could cancel the service department. They were on their way to my house but when they showed up, my son told them, “No. I fixed it for my dad so it's good.”

    I've been protected for a long time, and I've never had no trouble out of American Home Shield. I love them to death. I never had a problem with them until this latest time but that was not a problem. It's just that I got charged, but I didn't need the service. I always recommend them all the time.     When I bought the house, they had the American Home Shield service plan already in place. I just paid a little fee to keep it. Then I went and up it to the max plan. I've had that for the last two years. But I was getting a bunch of harassing phone calls every day. My renewal date is not until November 16th and they kept harassing me. I told them to stop and they stopped. So, that was good. I like the fact that when they do have local contractors that can come out, they come out, and they're very good. I've had no issues. But sometimes they don't have local contractors. I live very rural and it is almost impossible to find a plumber where I live. They found one, but it took them a long time. He was four hours away.

    When I had a water leak, the contractor ended up coming out and replacing some parts. Then they had to come back because it was still shaking violently. There was a broken shock absorber inside that we didn't know about. They found it when they opened it up to fix the water leak. They also found a bad water pump in there too. So they replaced a couple of things and that seemed to be fine. But they didn't put the back cover on correctly and the screen fell out. So I had to call them back a couple of times. But the guys were very friendly. They explained everything and cleaned up after themselves. They were quite pleasant. The scheduling was good. They were right on time.

    Overall, American Home Shield is worth it. It gives me peace of mind that if an appliance breaks like it did, it only cost me $100 to fix it, besides the plan every year, which is like 1,700. Whatever it is, heating and air conditioning or swamp cooler, they come out and they repair or replace, depending upon what's going on. I haven't had any issues so far. I submit my claims online and their website is pretty good but it's very vague. So, a lot of times you can't really nail down what's wrong. You just have to put down washing machine and it does not tell you exactly a bunch of things. It could have more options.

    I called American Home Shield when the toilet was leaking. The contractor that they sent out was great. They had to replace some parts and it's working great now. I also had a guy come to replace some washers in my kitchen sink. A few months later, they were worse than ever and I complained to American Home Shield and asked for a refund, but they told me I had to contact the company. So, I was dissatisfied with the time before. But this time is great. I've had DrainGo before for some personal stuff and they're a great company, but the other one wasn't. When DrainGo came, they said that they inserted the washers wrong. One was upside down, and then they did a poor job. But overall, I would recommend American Home Shield. They're fast to respond, which is important.

    The faucet in the shower wouldn't turn off all the way and it was very difficult to operate. So, it was dripping. I was able to get it to the point where I could get it stopped from running quickly but it was still dripping. So, I called the plumber out and he replaced the cartridge in the middle. It stopped dripping and it operates a lot more freely now than it did. But he was kind of prickly. He saw the tools in there and said, "Oh, you're trying to mess with it, huh?" I replied, "Yeah. There's water coming all over the place. I just shut off the water to the house. I'm not gonna leave the water shut off to the house for four days or when you guys come up." Then he said, "Well, we're the professionals." But I told him there was no shut-off valve in the bathroom. So, I was not pleased with his professionalism.

    When I had the pool heater fixed a little while ago, there was one guy who was not a highly-ranked technician, and he was coming from Fredericksburg. Home Shield said, "Hey, we're gonna cancel that guy and have somebody else come out." But he came out anyway. Then he looked at it and he didn't seem very qualified. He said, "Oh, yeah. This is not one we deal with." That was the first one they sent out that didn't come out for a week or two and then eventually did come out. I've had many people come to the house and most of the people are really quick and prompt. So it's less than 10% that I had experience like that.

    When I mention to people, "I have American Home Shield," they say, "Oh, they're terrible." Most people just get the short warranty you get when you buy a house, which doesn't cover a lot. I had some bad experiences, but not many. I'm sort of reluctant. But I will say, "Look. Hey, I've got the three by three program that covers everything pretty much." I tell them that it's expensive. It's $800 a year now for me, but I got the full coverage. It is expensive, but then you just pay $100 each time they come out and that's it. They fix it. Most times it's well over the $100. But it's for the years that you have the big-ticket items go bad that it's really worth it. This year, the items we've had involved the plumbing, the water heater, the pool heater, and the refrigerator, including parts. It would been about $1,500, at least. I've been with Home Shield for 15 years. If you do the average across the 15 years, I'm still coming out ahead.

    I've had a long-going issue that's been going on since 6-12 of ‘24. This would be the third contractor that's come to my home. I have everything on video. They work on the unit. I've asked numerous times for copies of the invoices of what they've done to the units and I also have them on video. This is a daycare and I have on video where they have put Freon in a unit numerous times with a known leak. But now they're saying that the coil system is damaged. What I wanna know is what all they've done to the air conditioning unit.

    I've sent in videos to American Home Shield's media department with the contractors consistently adding in Freon, and saying it's gonna cost this amount of money. I'm giving them this amount of money, and then they tell me it's this amount of money. Then they charge American Home Shield a different amount. I got everything on video. So I'm frustrated. I've never had this issue before.

    The contractor wants to charge me $3,000 for a coil system. But how do I know that they didn't poke a hole in the coil system? How do I know that they didn't do something to the coil system when they were doing these repairs? Because I don't know what repairs they've done. American Home Shield is refusing to send me documentation on what they've done to the air conditioning unit. The contractors won't send me the documentation on what they sent American Home Shield in regards to what they did to the unit. So that's where we are. They offered me $400 to sign off on the work for the air conditioning unit, but I'm not gonna do that.

    The customer service in American Home Shield is horrible. The left hand doesn't know what the right hand is doing. Then those leads that they send you to don't look over the documentation before they call you, and customer services reading off of the contract, telling you what you can get and what you can't get. It's just so frustrating that I don't even call anymore. I wouldn’t recommend them get Home Shield because they sent three contractors out here.

    My last claim was very poorly handled. We waited three weeks. We had a plumber who had a person come out and look at the dishwasher. He said, “I'm gonna have to order a board.” We called him out for a leak. While he was troubleshooting, he said, “Well, the board is also bad, but I can't fix the leak until I replace the board.” I told him, “Well, this is the second major repair on this dishwasher. Maybe you can go ahead and just say it's not economically repairable.”

    Three weeks passed and we didn't hear from anybody. We were still leaking water because of the dishwasher. So we took it upon ourselves to buy another dishwasher, and then we were told by American Home Shield that, “Hey, you're basically SOL because you took it upon yourself to buy the dishwasher.” So we're not very happy with American Home Shield at this point. We're not happy with the way the whole repair was handled. They should have known within a week that whether or not it was gonna be repairable, or what was gonna happen, and then give us an option. But when we had a problem with a washing machine, it was handled excellently. The repairman came out and said, “I can't fix it.” We were given several options for a new washer. We took one, and we were very satisfied with it.

    Only companies that need the business do business with home warranty companies. So my preference is to look up the contractor and try to find the lesser evil one and have American Home Shield book with that company. But American Home Shield just picks at random and you get whatever random company that shows up. I have an open ticket right now with them. My clothes washer was not working. I told them I didn't have the model number. They sent a company out that couldn't work on the washer because it didn't have a model number. It's been almost a month and my washer is still not fixed because they had to get us a second company. With an international trip in the middle of it.

    The second company was supposed to be out today, but the tech was sick. So they're supposed to be out Friday and they don't know what's wrong. They're just guessing and replacing parts on a washer that's over 10 years old. American Home Shield fights you on getting a replacement. You get limited time to do it again. You just have to keep having companies come out until somebody eventually says, "No, it needs to be replaced."

    One time, I called American Home Shield because I had a toilet that had not worked properly since I bought the house. They asked me what was wrong and I said it wasn't flushing properly. Then they asked me, what do I think is broken, and I said whatever I thought it was at the time. But because I didn't guess what the issue was correctly, they refused to cover the fix. So now, whenever they ask me what is wrong, I just state the issue. Then when they ask me what I think is broken, I tell them I don't know because they'll use it against me. Also, the cost keeps going up and up and up, and it's ridiculous. But I have the worst luck in the world. So I continue to use the home warranty because I can't afford multiple things to go at once.

    I've been shopping around. I'm ready to leave American Home Shield. They have the best coverage of everything but I'm not pleased with their last three repairs. My AC had quit. We were still in the 90s. I called in. American Home Shield's website says 24 hours for them to contact me after I put my claim in. The people that I talked to on the phone said it's 48 hours. The next people I talked to said it was 72 hours. This was the third time you all have had to come out to fix my AC this summer alone. The first time, the tech didn't fix it correctly. It lasted four hours after we waited three weeks to have it fixed. That was when it was 100 degrees here. I had to borrow window units from friends so I could keep my house to a tolerable level. I am not happy.

    The contractor was supposed to be here on a Saturday. They never showed up. They never called. They came to fix the thing Monday and came after hours. I commend them that. The tech said that his van broke down. Prior to that, American Home Shield assigned me to Flowertown Heating and Air. I heard nothing from them for a week. I called after my 72 hours every day and I got the runaround from AHS. The customer service was horrible. They read off a script no matter how angry I got with them. I had to tell them to give me to a higher up because I wasn't getting anywhere with the regular people. They kept telling me, "You're gonna have to wait." 90 degrees, I can't wait. I live in South Carolina. It's not like I live in Pennsylvania. Nobody would do anything about it. I had to threaten them with going on social media and talking them down before they reassigned me to Palmetto Breeze.

    I was charged for a service fee the first time and it didn't last four hours. I had to wait another week for the tech to come out to fix it the second time. That one lasted three months. I ended up paying another service fee to have someone else come out and fix it correctly, because it has been fine since. It has worked better than it ever has. Flowertown is not friendly. Palmetto Breeze was friendly but I still have not received a receipt from their tech, because I like to keep receipts for all my repairs. He was supposed to email me a receipt but has not.

    I have three houses and I use American Home Shield in all of them. I've had them replace my AC unit. I also had a refrigerator freezer. I didn't have an issue. That's why I pay them money every month. The dishwasher's pull out tray was loose and would fall. I wire-tied it to keep it going for a while, but wire-tying was a pain in the butt, because I have to tie them a certain way to keep them. I put in the claim. AHS called in service. Service came.     American Home Shield sent out five different companies for a gas leak. Every time they send out someone else, they say it's the original. One guy said it was the plumbing. The next guy said he didn't have the equipment but it looked like it was the range top. The next guy came out and said the same thing. The next guy came out said I needed a new range top. But then AHS said they didn't know what was wrong and sent out the fifth people. It's been over two and a half months. I had the fire department and the gas company come to my house, and they condemned my range top.

    We don't have a range top, but AHS keeps on prolonging. The last guy said that everything is rusted and I need a new range top, but when I called AHS, they said they ordered the parts. Many times I've called up and I asked to speak to a supervisor, but they won't put me through to one. They don't help at all and I'm not happy with the service. Once we get this repair, if we ever get this thing fixed, I want to go on social media and tell people about my experience. We've had a couple of houses, had gas leaks, and blew up the whole entire swinging house. AHS don't take it too seriously about the situation, and I can't get any satisfaction from them. It's okay to make the payments. But if you have a problem, good luck.

    I file claims on the phone. I hate the computer. The first thing the computer thing is asking for is the money, "How are you gonna pay?" Don't ask me how I'm gonna pay, ask me what the problem is first. Also, they don't fix everything. One time, they sent out a tech and the first thing he said was he couldn't fix the hot tub but they took my $125, which they haven't refunded me. That made me mad.     I did a service request by phone, and it was very easy. The reps didn't quiz me a lot. They had my numbers right there. When I first hit the phone, it said something like, "You are one of our contracted people. How can we help you?" Then they asked a couple of questions and said, "Let me get through to the appropriate person right now." They found the person right away. The person also asked me a couple of questions. They knew that I was a customer of theirs, and they put everything into order. They assigned A&M and said, "They'll be giving you a call to when they would be coming out."

    The tech that came out did a very comprehensive test. He went into the garage, looked at the wiring, then came back and said that my condenser had gone out, which is not unusual. He said, "So we will have to fix it. I will put it on order." He then went ahead and said for me to call the people right away, to tell them and he will touch base with them too. They said that it should be about four days, and they would get back out there to complete the job. They did a very good job on it. The tech went all around the air conditioner itself, made sure it was all clean in the area, and picked up anything that was left there. Now it works great.

    American Home Shield is very knowledgeable with the service people that they have. They know who to send out and they don't waste any time getting the appointment set up. they were also very nice in the way they treated me and didn't quibble or quabble over anything. They just, "Hey, you got a problem, we're gonna fix it."

    I was having a water leak. The first time the plumbing company came out, the plumber traced it to a leak in the line in the backyard for the sprinkler system, but American Home Shield said they didn't cover things that were outside the house. While he was there, I had him look at the faucet that I had been trying to get fixed for a while. I was telling him I couldn't find the parts and that the water was shooting out in a way where it was splashing everywhere because I couldn't find a new filter.

    He looked at it and told me the reason it was shooting out and splashing like that was because I have a buildup from hard water. He also told me all I needed to do was soak it in baking soda and vinegar for 24 hours, and the splashing would go away. I soaked it then cleaned off the little buildup inside really good with a toothbrush but it still had the same problem.

    I called American Home Shield and put in a request to tell them that there was something going on with the faucet and that the recommendation from the other guy didn't work. The same company came out and replaced the faucet, but my understanding is whenever they need to replace something, it's gonna be of the same value. What they installed were contractor-grade faucets. The ones I had were custom made and were much nicer. The replacements look like the cheapest thing they could have found.

    What it says in the contract sounds great and American Home Shield has replaced items that needed to be replaced, if it came to that, or they’ve serviced to my satisfaction. But often it feels like you got to battle with them. It feels like you're an attorney trying to advocate for yourself. I may have to talk to the supervisor and go back and forth several times then eventually, they'll do it. When it's time for me to renew and they wanna go up on the price, we go back and forth about the fact that I've been with them for a while, and they usually will come around and lower it a little bit.

    I have an elderly aunt who, at the time, owned a townhouse in Los Angeles, and as a gift to her, I paid for her to receive a year of American Home Shield. But it began to be a big technical glitch with American Home Shield. When I talked to the sales department to set it up, I gave the salesperson my credit card number and asked him to charge it for the whole year, which is what I do for myself. But then I started receiving copay bills for my aunt’s when it was supposed to be for her. I had to call them, and it was a lot. I kept telling them that it was a separate account but on the website, it still had her as an added property under my name. I used to be able to log in to the website quite effortlessly, but not anymore. Since I added my aunt, it's very difficult. It was her email address and a lot of back and forth.

    When I asked customer service why was I being billed my aunt's deductible, they said because my credit card was the only one on record, that my aunt had to put a credit card. I asked why they were also sending monthly bills. The customer service person said the salesperson didn't show that I paid for the whole year so they were charging my aunt monthly. They had to try to fix that and I was on hold for a long time. What they ended up doing was, instead of billing me the whole amount for my aunt for a year, they billed me 12 months for her separate payments.

    Earlier this year, my aunt moved and no longer needed the service. I tried to cancel it for her and thought taking her name off would help me access the website easier, but it still hasn't. I used to have a username and password to just log in with no problem before I added my aunt. Now, I can't do that anymore. It says there's an error. If I wanna put in a order, look at a history or get a copy of my contract under my name, it's three extra steps. I can't just go to the website.

    Holliday Home Repair came out to repair my garage. My garage door was not functioning properly. Two techs came out and they came through. They fixed it in 20 minutes and the guy said the brain of the garage door is one of the best on the market. He said it should last for another 20 years. But American Home Shield is not very reliable at all. I only took them on because the previous owner had them.

    When you call on the phone, the reps are not comprehending what you're saying and sometimes when you ask for certain products or ask certain for services, even though it's on your plan, AHs would say that they cannot produce that product or they cannot go with certain carriers. I had a company out of Fayetteville come up and they fixed my heat and air unit. When I called back to have the same company come back out for a routine service checkup, they kept giving me several other different companies. I told them if they're not gonna do it, I'm just gonna drop American Home Shield and go with somebody else.

    Another major fault with American Home Shield is that they have a limited number of companies that they work with to choose from. I had a situation like a year ago where my heat and air unit went out. I called American Home Shield and they sent this company out called Island Breeze. The tech did some very faulty repairs and the next day, I had coolant and water leaking out through my HVAC unit in my attic. It damaged my whole top floor and the walls caved in. I had to call my homeowner's insurance company and I went back to American Home Shield that they were liable because it was the company that they recommended. They said they don't take the responsibility and when I called Island Breeze, they said they didn't do anything wrong. State Farm had to go back and sue both companies to recoup the money for the repairs that had to be fixed in my home, like the drywall, the ceiling, and the fixing of the HVAC unit again.

    I'm not happy with the technicians American Home Shield sent. The contractor came and fixed the stove. They cleaned it and it worked. The microwave, they told me that I needed to remove it from where it was installed so they could come and install it correctly, which I found very odd. With the refrigerator, the guy came and said he fixed it. He asked me to unplug the refrigerator for 48 hours so it could defreeze and plug it back in and the problem should resolve. I did as instructed and it didn't work. So, I called back AHS and they would send somebody again to fix it. I asked them this time to send somebody else because the guy that came to fix the refrigerator wasn't knowledgeable enough to solve the problem.

    American Home Shield met my expectations of house services that were provided. They were very kind whenever I called. They didn't back me up a couple of different times that I had some challenges with some repair that was done and it had to do with the charges when I felt that I was overcharged for something that was outside of the contract. I had a couple of instances with that that I was disappointed with, but I was on American Home Shield in this home for 25 years and, over the last few years here, the rates have escalated whereby it's no longer practical to continue with Home Shield. Also, there are competitive rates that are available through other providers. So, I won't be renewing with Home Shield this year.

    Their website is very easy to use. You just have to drill down to the type of service problem that you're having. Sometimes that wasn't specific and you would just pick one of the general categories, but they would make sure that's what it was covered under the contract. So if there was actually a leak at a pipe, the descriptions might say a faucet leak. But if it was a pipe leak, then you see it's a difference.

    The last contractor they sent out, Greenway Home Services, did an excellent job and that was who I was pretty used to. Over the last 15 to 20 years, they've always done a great job. The last maybe five years, they started using Best Care Home Services and I think that they were not as good. The technicians were good, but they weren't always trying to do the best that they could. They would just do a quick fix. Just a couple of times when they would come out, I would just be amazed if they would actually call a service call when they would only spend 20 minutes looking at the problem and then be out of there. I wasn't real crazy about Best Care. They are the ones that actually overcharged me for several things that they did not provide and it was like $1,200 that I ended up having to challenge them on it and get my money back.

    There was another service, Draingo, which would only do patchwork. They never would actually fix anything to the extent where it was fixed. They would patch it, and it would work for a while. But the problem I was having with a leak, they just never would take care of it. But this last call changed over to Greenway. They actually changed out the faucet, which is what should have happened five years ago so I wouldn't have to call them every year. So they took care of it.

It just wasn't working. It's an old unit and it may have to be replaced, but I haven't been back there to try it out since it was repaired because I don't live there. I have to go back and check it out. But every time, I'm always very pleased with American Home Shield and the repairs and replacements that I've gotten.

    You can still make a request by phone with American Home Shield but it's easier in some respects to just click a button online. But the options online don't necessarily allow for explaining exactly what's wrong. The online version is not as efficient as it used to be by telephone, where you could actually explain what's going on. So there's a mismatch between what's online often enough and what you need to input. The categories may not necessarily fit what's wrong. For example, I have two heating and cooling systems. One is the heat pump, the other is a forced air. It wasn't until some point during this year that the option for either type of system was present online. It's not always present online so that the type of system one has, you can't specify, which in turn affects who's gonna be sent for service.

    In the past, when you could speak to a live human being who spoke English sufficiently to understand the idioms of American English, you could explain what kind of system it was. In turn, one of my systems requires someone certified in servicing the specific system. So every single time there's a problem with that system, it delays my service by as much as a week while they find somebody qualified because they first have to send somebody who says, "No, I'm not qualified." It's just a pain in the ass and very annoying. It's worse than before.

    The department that deals with the replacement of a system is still based in the United States and the people speak our American English and understand the idioms. But all the rest of it is all offshore somewhere. Sometimes the Philippines, or sometimes India. They are all very nice people, but many of them speak to you they're a robot and the customer service human interaction part sucks. Over the last three years, American Home Shield has clearly made an effort to try to get better English speakers. That's noticeable both from the quality of the interactions I've had and they now have a little survey at the end.

    I had a terrible experience with my oven and I'm going to file a complaint. But apart from those the oven and the air conditioning instances, the contractors are fine. They're timely and they do what they're gonna say. But some of their contractors for some of the covered services have been awful. With respect to the oven, two sets of contractors had no idea what they were doing and, as a consequence, cost me money instead of the other way around. Also, American Home Shield has gone up in price quite a lot even though I have this ancient policy.

    The air conditioner got cut off and filing the claim online very simple. We signed in to our account and it requested for what kind of service we needed. Next thing, we had someone calling my husband and getting everything fixed. The technician from Air Service of Central was very knowledgeable and he solved the problem in less than 30 minutes. My drain line was stopped up and he went under the house, unstopped it, and cut the air back on. It worked great. He also suggested that, especially in the summertime, putting a little vinegar or Clorox in the drain line every month and he said if I did that, I wouldn't have any more problems.     I sent in a claim for my dishwasher and the contractor took care of it. They fixed the arm in the dishwasher that runs around. So that was good. The second thing that they came out for was my washing machine. They looked and ordered parts. Then yesterday, they came out to replace those parts. But when the guy was replacing the parts on the washing machine, he unhooked the hose and it sprayed all over the place around there. We finally got the water shut off. But the washing machine is not working and they're ordering parts again for it. I'm not happy with it because they said they called me.

    I changed phone numbers since I started with American Home Shield. So, when I called for the dishwasher the first time, I told them also that I had changed numbers. For some odd reason, maybe it didn't go through when they told 3 Boys, but they were using my old number to try to call me. And then because 3 Boys came out for the washing machine, they still had that old number, plus my new number that you just called on. So, I've been having issues.

    When I had an appointment, they said they called and left messages, but they didn't. Or if they did, they called that old number that's no longer associated with the thing. My son even called them because my husband and son were home that day. So it was very upsetting. 3 Boys needs to update how they make things. There were three things in 10 days that went wrong. I had plumbing issues and 3 Boys needed to do it all through email or text messaging the night before, saying, “Yes. We will be out there tomorrow. This will be your technician. We’ll be coming and calling you in the morning to set up the time.”

    When the day came to fix the washing machine, the technician called my old number, and then he called my son's number, which we had given when they didn't show up that first time. But whenever I called them to verify that they were coming out, they told me, “Yes. This is the number we have on file.” But for some odd reason, I didn't get the call. So, it’s very frustrating when you sit around all day. Overall, American Home Shield is responsive. But the contractors that they use need to be vetted better. The people that they deal with need to have certain standards.

    We love that we've been very satisfied with AHS. Every time they've sent a person out, they either fix it or it gets replaced. We've had most of our appliances either repaired or replaced. The cost has gone up, but the cost of replacing appliances is much higher. Also, the techs are wonderful. They address the problem and they tell you if it's something they can fix or can't fix. Most recently, we were having an issue where if I ran the washing machine or the dishwasher, it would back up into the shower and the master bath toilet would back up. A plumber came out and fixed the issue. We've recommended AHS to other people. People don't realize that the cost is well worth, especially if you plan on living in your home long-term and things are bound to go wrong. It's worth it to have it.

    My furnace stopped working so I filed a claim with AHS. They were responsive but just a little bit slower on the end of getting things pushed through and done. I had to reach out to Speedy, the contractor, to speed up the process. Luckily, it was cool outside, so the fact that you didn't have any air conditioning or heat wasn't as bad.

    They replaced my furnace and we still had to pay almost 1,900 bucks out-of-pocket to help pay for it. In the contract, it says they’d replace it. but they keenly put parts that they know are the most expensive so they don't have to pay for it on that end. I'm pretty sure there's a fine print that says they only cover certain parts. But just in layman's terms, “For pretty much 99% of the furnaces, we're only gonna pay 50%.” Just say that so the customers will know. People are not gonna look at the contract so it is very deceiving to them. They could say they cover everything with the $100 deductible but in actuality, they don't. That's where it gets deceiving and I don't like that part.

    The toilet in my bathroom wouldn't flush. It got to the point where I would go to the bathroom and if it was no solid, it would flush. But any amount of solid, whether it's a middle or a lot, it wouldn't make a difference, the toilet wouldn't flush it. I got a bucket next to my toilet because I could fill it with water to help flush it. I called American Home Shield and told them what I needed. The rep took the information and did what needed to be done. He was very polite.

    The first guy that came out didn't solve the problem. He told me he would come back on Saturday but he never called me and never came. So, I placed another call in. The second guy that came out ran the roto-rooter but it still did not flush the way it does. He said it was the toilet paper, but I've been using that toilet paper for years. I'm still having a problem with flushing the toilet. I still gotta put my water down it. When I talked to the tech about that, he said AHS won't pay for a new toilet. I'm getting very frustrated with this toilet.

    The guy that came out for the toilet the last time knocked American Home Shield, and he told me, "Contact this and they do good." So, I called them. But their price was close to $90 a month. They covered more with the air condition. With American Home Shield, I had to pay over $5000 on the air conditioner out of my pocket. They said they had to replace the unit. They told me that I had to pay $5200 myself. I had to pay it because I needed to get an air condition. AHS also sent a contractor out and fixed the dishwasher. That was fine. It took a long time to get the part in, but I know they don't have control over that, which is understandable.

    We had a problem with the water heater where it wouldn't light. The previous company, Robco Enterprises out of Lancaster, California, came out and determined it needed to be replaced. 6 months after the first water heater was installed, the bottom of it rotted out. We had to have it replaced again. They put the second one in but every few weeks, it kept going out. We'd have to relight it. We made several calls to American Home Shield to have someone come out and relight it to try and figure out what the problem was. The same company, Robco, kept coming out but they couldn't figure it out. They changed some venting, but it still kept going out.

    Four months ago, I had to call American Home Shield to speak with a supervisor to see if I could get a resolution to this because it wasn't being fixed and it's been 2 years. The person at that time dispatched another plumber, which was Plymwr Plumbing. They came out and determined that there was some parts that needed to be replaced. They ordered those items but it took a few weeks to get them in. They got them in, installed them then closed the claim. An hour after they left, the water heater went out again with a lot of bang.

    I called again and it took about a week for a gentleman to come out. It was the same guy that had come out previously. When he was there, he lit it. It went out and made that big boom sound. He took it all apart, investigated and found that the water heater that was purchased was for modular homes, but it was universal. It could go from propane to natural gas. The previous plumber, Robco, installed it with the natural gas orifice. The house has propane so it kept igniting and blowing itself out for the two years that we were dealing with it.

    The repairman said it was gonna take 16 days to get the part and when they get the part, they'll make an appointment to come in to do it which could be three weeks. My mom would be without a water heater for 10 weeks and she has been going through a lot of health issues recently. She needs to be able to take a bath. That was when the young man determined that we could get a new water heater which would cost us $491 for them to do some plumbing adjustments to make it fit. I had said to the guy that when we got this other one installed two years ago, we had to pay $1,000 to have some plumbing things done to it. Why does this new one require stuff to be done if the other one was new too. But my mom's been dealing with her health issues and frustration and said to just pay the $491 and get the water heater. It was a two-year ordeal.

    This experience with American Home Shield has been horrible. It took 11 days for the first company to come out. But when they came out, they just said they didn't have the ability to fix the refrigerator because it's a sealed system. But American Home Shield had asked for the model number which we gave. They should have already known what kind of refrigerator this is but they still sent somebody who couldn't work on it. Then it happened again. The second company came out and said they don't work on sealed systems. The repairman said we needed to reschedule to replace the compressor, the dryer, and the inverter board.

    We can't understand the reps. We've talked to six different reps and when we asked for a phone number to call, the lady was snooty. When they booked the second contractor, they said it would be October 30th before they could get to us. We told them that was unacceptable and the rep just said, “I'm sorry. Do you want us to book it or not?” They also tried to charge us for the second time. The rep said, "We gotta charge you another $100 because you're the one that booked the company.” But no, we did not book Sears, they did, so she had to get another manager on the phone.

    But there was only one lady that we could understand. She was very nice and helpful. She told us she was gonna get to the bottom of the issue because she could tell it was really a bad train wreck. We're almost done with American Shield. We've never seen such a fiasco take so long to get to the bottom of something. We've been without refrigeration for over a month and we've been so ready to go buy another refrigerator. That's how bad it is.

    I've had American Home Shield for over 10 years. I used to call them on phone but you gotta wait on hold. It’s now it's easier to go log into my account and put a service request in online. Recently, The padding on my dishwasher was falling apart. The contractor had to order a part which they just installed. However, there have been times where American Home Shield didn't cover big ticket items like my air conditioner. There was also claim that was once covered but that's no longer covered now. Another thing is there have been times where I wasn't pleased with the contractors. I had one contractor put in something to deny, and my claim was denied. I told American Home Shield I didn't want that contractor coming out to my residence again. I requested another contractor to come out and do another assessment, and they were willing to send someone else out for a second opinion. The claim was eventually covered.

    American Home Shield's site is simplistic, but they usually call and ask what the details of the claim are because people can only give so many details on the site. They had Texas A-1 Pool and Patio come out to repair the main valve on my pool. They initially put in a spider gasket and it was still leaking, so they replaced the bonnet for the valve. It seems to be doing fine right now.

    People can get the home warranty on a new home and see how things go. If they have an older home and things are falling apart and they're in need of maintenance, it's great. However, if they have a home that doesn't have any problems, I don't know if I'd recommend it. I've had American Home Shield for a long time and I'm satisfied except the prices keep going up. It's getting more and more expensive to maintain the Home Shield warranty. When I first got on it years ago, it was $40 a month and now, it's 100. Everything's gone up. I can just put the money aside and pay for it myself.

    I bought a new house, and the builder rekeyed all the locks, but on top of that, American Home Shield came in again for free. They rekeyed all my locks just because I bought a new home. I've been with American Home Shield for 20 years and things have gotten better. Their website has gotten more user-friendly over the years. Recently, I had an electrical outlet that was not working. I used their website for the first time to submit a service request, and it was very painless. Someone came out the next day and replaced my outlet within 15 minutes.

    A lot of Realtors, including the Realtor I had, don't give American Home Shield a fair rating. I had a great Realtor, but he still was misinformed about them and said, "Oh, I've heard a lot of bad reviews about it." He didn't know I had American Home Shield and I don't know what reviews he heard, but all I know is that I've had so much luck with AHS. I've had them work on my air conditioner, toilet, water pipes, microwave, dishwasher, ice maker and the electrical thing that they recently replaced. This is my second home, and at the other house I had, they replaced a circuit breaker that was malfunctioning as well.

    Back then, I had a brand-new home and the AC unit kept on going out every two years. So, I finally got American Home Shield, and in the time that I had them in that house, they replaced the capacitors multiple times. They've also replaced the motor, the entire outside unit and the entire inside unit, at least once. That's how much American Home Shield did on my old home even though the issues were no fault of theirs. Unfortunately, a lot of home builders give people the smallest and cheapest AC unit for their home if they don't upgrade it. I had a two-story home and the unit I got was not big enough to handle that, so I had problems.

    I also had a brand-new Samsung refrigerator, but the warranty was only good for one year and the ice maker on it went out. American Home Shield had someone come in and replace it for $75. That was their fee. It would have cost me hundreds of dollars. Overall, American Home Shield is affordable and if someone can afford the monthly fee, it'd be priceless. Because if something breaks and they have to pay to have it repaired, it's gonna be extremely expensive.

    American Home Shield has been very good. I'm not happy about they're going up in price a lot lately, and trying to actually talk to a person is not very easy, but other than that, they get out here and do the work. Recently, I had two issues. One was a hot water heater that was leaking, then another was a faucet that was leaking. I submitted my service request online and they sent out David's Plumbing.

    The first time Advanced Air came out, they didn't fix the problem, and the AC was leaking through my ceiling. I called initially because it was already leaking through my ceiling. It was peeling my paint, and I didn't want it to get any more damage. I called American Home Shield on a Wednesday, but they came out fairly quickly, and then I thought they fixed it. It started leaking a day or two later, which rolled into the weekend. American Home Shield told me that they weren't open but that they were gonna submit the claim anyway to them to go back out there, so they wouldn't call me until Monday.

    On Monday, I was calling Advanced Air just to get an estimate. They didn't reach out to me. Then I called American Home Shield. I got an email that they were gonna come out on Tuesday. I was out of town, but we had somebody there to open the door for them. I was trying to call them to let them know, “Hey, I'm out of town. You guys need to call me before you guys get there and after so we know what's going on.” They didn't call me. I left several messages. Even when they got there, the people that did let them in asked them to call me. They never called me. Then I tried calling them again to talk about what was going on and to give me an update. They never called me nor they returned my call. The AC is fixed. The thing is that I never got an update from Advanced Air about what happened, what caused it, and what can we do to prevent it.

    There was a loud whining noise inside my toilet tank. And initially, it started a little bit in building up, so, I thought it's not gonna be good if it continues. I called American Home Shield. It wasn't a live person I talked to, but it was fairly easy to navigate. Being older, I like talking to a live person. I just understand sometimes that's not feasible these days. I got it done and it all worked out very well. Then they said, “The provider should contact you,” and they contacted me. The guy came over exactly on time. He had to replace parts in the tank. He checked everything out and cleaned up a little bit of his mess. It was less than an hour. He was excellent.

    One of the reasons I have American Home Shield is it is rated exceptionally well. The service is provided quickly, especially if it's an emergency. This wasn't necessarily an emergency, but still, they got to it within a day. I do like the peace of mind. With the cost, it wasn't quite so much, being a senior on fixed income and so forth but for the peace of mind, I kept it. I know if I have a problem, it'll get taken care of.

    The process instructs the dispatched contractor to do the least expansive work for the repair. You could have the plumber with the best technician and reputation, but the work will have to be performed to a minimum, that’s the contract. A phone system will charge your credit card on file automatically without letting you explain your needs and see if the work is possible. The website, when you can login, will not give you the chance to explain the work, send pictures or other details to let you know if the work can be performed. The whole process takes you to charge your credit card as fast as possible. Not recommended.

    It all started in June. I had a stove that caught on fire. I called. American Home Shield sent somebody out. The tech said the stove was dirty, so we cleaned it. I did the self-cleaning feature, but the stove still smelled of burnt smoke. It caught on fire again. AHS sent a guy from Atlas Appliances who just landed from Ukraine. I couldn't understand a word he said, and he reported back to AHS. He said stove was dirty. The dirt that was in there was the fire retardant from our fire extinguisher to put the fire out. The fire came from underneath the oven where the heating element is.

    I got a message to call AHS back. I called them back, and they said that they decline any participation because the second guy said it was dirty. After I raised Holy Hannah with them for 45 minutes, they agreed to send a third person out with the understanding that if he came back and said it was dirty, I had to pay another $100. He came and said it was burned up, it was damaged and needed to be replaced. It was replaced yesterday. That part was perfect. But this whole process, I had to pay two copays, which I should not have had to pay but one. I am looking for one of those $100 back. It was not a good experience.

    I would recommend that you have American Home Shield especially in your appliances. I would just warn you that sometimes the people that come out aren't the friendliest. We couldn't move the washer's button. Also, the dryer was getting hot and not drying. I submitted the claim and American Home Shield said my washer and dryer needed repair. The tech came in and asked what the problem was. He looked at the washer. He turned the button. He said, "It's broken." I said, "Yes. It is." He went over to the dryer and I told him, "It's not drying and it's getting hot." He said, "Your vents are dirty. They're clogged." He didn't wanna hear anything else. He said that was his final word. He didn't fix anything. He didn't even look at it. But I got a call from AHS. They told me that the button on my washer was not covered. As a whole, I'm very satisfied with AHS.

    For my recent claim with AHS, there was something wrong with the ice maker. I submitted the claim online and it was great. I didn't have to call and I could do multiple things at a time. I did it for the refrigerator and for the washing machine which was messing up too. The tech who came out was great. The only issue I had was they had submitted the order for the parts. But for whatever reason, they didn't get ordered in time. But they went back and fixed it. Everything is functioning well now. We also had an air conditioner that went out. After three or four service calls, they finally replaced it and the only thing we had to pay was for the wiring upgrade, to be compliant with the codes. That was good. Generally, we haven't had any issues with American Home Shield. We've had them off and on for a number of years now. I'd tell others to go ahead and get it.

    I had problems with the dishwasher for my AHS claim. Getting the claim submitted online was easy. But my experience with the techs was horrible. It took a while to resolve the issue from start to finish. They determined that the dishwasher needed to be replaced. At about the same time, I had an issue with a hot water heater, and they determined that the problem was a result of improper maintenance. As a consequence of that, I will be canceling my contract with American Home Shield. Thousands of dollars over the years and I get this nonsense. How in the heck do you do maintenance for a hot water heater?
