I had an issue with my sink. I called AHS and they had a long waiting time. So I hung up and got a call back after an hour. Then they submitted the contractor company to me later, after the call was finished. I called that company and they did not respond back to me. I went to the Internet and saw their review and it was not that great. So I called American Home Shield again and told them to get a different plumbing company because the rating of the one that got assigned to me, was not good to start with. Plus when I gave them a call, they never called me back.
AHS showed me the companies that they have and I remember getting the US Plumbing before with a different insurance company so I got them again. The tech from US Plumbing looked into it and said that the faucet was leaking and the valve as well from under. He said it would need replacement but he didn't have the parts and would need to come on a different day. They were right too, because we need to schedule a shutdown. I live in a condo and I need to let the neighbors know that the water will be off for like 20 minutes for them to finish the work. So, they rescheduled it for another day, which was a week after. And they came with the parts and they fixed it.
But I just called them back yesterday because, initially, everything was fine. I didn't see any issue but after a couple of days, when I opened the sink, it was wet again. But it's not as bad as it used to be. It's something minor and they're coming back today to see what the issue is. Having the warranty is extremely valuable because with these kind of stuff the cost could be dramatic. At least with the warranty, I know that it's not gonna exceed a given number. Plus the work will be at least very good.

We had the garbage disposal go bad. Submitting a claim for it over the phone to American Home Shield was easy. All I did was answer the questions and hang up. The contractor made an appointment and they were here right on time. If they said they were gonna be here at 10:00, they were here at 10:00. They were very professional and they made the assessment quick and got the part relatively quickly. The tech came back and fixed it. The total turnaround time for repair was around five days and everything has been working well since the repair.

I find American Home Shield's site to be user-friendly. I submitted a claim with them and the technician came out and re-keyed the property for me. My interaction with the technician was positive. He did a very good job. He did it very quickly and was very professional.

Saw a promotion so went to their website. A customer rep pinged me to see if I needed help. The package sounded good, but I wanted to ask my husband first. The rep told me, “Not to worry, sign up first you won't be charged. We will send you a detailed contract and then you and your husband can decided whether to get the insurance. But sign up now so you can get the discount.” So that's what I did, but in the end got charged without getting any contract to read over first. Now they will not refund me what they charged. Very dishonest.

We were having problems with our gas water heater. It started making noise, so we called AHS for a repair. The plumber can out and took a look at our hot water heater. He said it was old, never heard the noise we heard. On invoice that we received, stated that our hot water heater was old, rusted, and did not heat the water. I know its old, I don't know how you can tell its rusted without looking at the inside, and it has always heated water. To get the hot water heater repaired, we need to pay over $500 for upgrades for a replacement heater.

I have been an American Home Shield patron for 8 years now and have only used the service three times prior. Recently when my dishwasher went out and they were quick to send a service repairman but slow to contact me regarding what would be happening with my unrepaired dishwasher. When I called them I held for 32 minutes before someone came on the line and said I needed to go to the repairs department to determine if they would be repairing my dishwasher or offering monetary compensation to help offset the cost of a new one. I held for another 35 minutes for the next person to say that they couldn't help me and that the parts department had my number and would call me in 5 to 7 days to discuss.
No one was particularly courteous or respectful of my time and the lack of interest was astounding. The first person even stated when I mentioned I had been on hold for over 30 minutes that the time had been longer the last few days so "I should be happy". I asked to speak to a supervisor both times and was told there were none available. How do you run a "customer facing" business when you have no regard for the customer? At this time I am still waiting to hear from someone about my dishwasher and still waiting for a supervisor call back that I am fairly certain will never come. I don't recommend American Home Shield if this is the way they treat long term customers.

My hot water heater went out a few weeks ago, I called and they had a plumber come right over. The plumber told me that my house needed something it didn’t have and I would be responsible for the service to bring it up to code. I’m ok with that, if it didn’t have the correct stuff that’s my issue not theirs. The Plumber told me that I could ask for a cash out for the water heater and they would pay me directly so that’s what I did. We agreed on a price and told me to send the receipt to them and they would pay me.
That’s where the trouble started. I called 3x and every time I was placed on hold for over 45 min. I did get a hold of someone but they needed to switch me to a different person, guess what, 31 min went by and no answer. I finally received my check but it was from a company called “Frontdoor”, I took the check to the issuing bank to cash and it was NO GOOD! They told me that they weren’t cashing checks from “that company”. Now I can’t get a callback from American Home Shield or Frontdoor and I’m stuck with a bad check. When I originally set this up I was online, I put my phone number in and I swear within 30 seconds they called me back and wanted to sign me up. Where is that customer service now? Once you say “ok” you're done with it, be careful who you trust. This isn’t a trustworthy company.

Recently my water boiler broke, therefore I have no hot water. I contact AHS and was referred to a service company who showed up to the appointment an hour and half after the arranged time. Then it took 3 weeks to hear back from that company. The next company came out, told me I needed a water boiler, scheduled an appointment for January 28th, never showed up. When I called American Home Shield, I was placed on hold for over 50 minutes. Then when I spoke to a live person, the notes from the customer service rep did not support my statement, but wrote the lie that was told by the company.
Waiting for 50 minutes on line for someone to respond to a phone call. Talking to people who don't care about you, makes me want to cancel my plan and demand a refund. When asked for a phone # to corporate office there isn't one other than the stand 1-800 number. I will e-mail corporate office, but I would not recommend American Home Shield as they don't care about their clients. Lost a full day of pay waiting for my boiler to be replaced.

One star only because you have select at least one. If you have a service need that goes beyond simple submission online and need to talk to a human being you will be very very disappointed and frustrated. Hour long wait times are STANDARD on the phone lines. They do not communicate anything in writing which is probably a serious way to circumvent the customer proving their terrible responsiveness.
My heating system went down 4 days ago. The company they chose to repair it is located an hour away and stated they could not schedule anyone for 4 days. Again, the temperatures are in the 20s at night. I requested an expedited scheduling of a new appointment. The representative stated there was a 4 hour response time but I never received any call back or response. I was left with the house in 20 degree with no heat for 4 days. I am having to take a day off work to be home for a 4 hour window of showing up. This has been MISERABLE. They are terrible.

Our furnace stopped working and American Home Shield was contacted and we had a technician out the same day. This isn't the issue. The technician tells American Home Shield what part was needed for repair and it arrived 3 days later. When the tech came back to install the wrong part had been ordered. Keep in mind this is dead of winter. No heat and small children and pets in the home. The tech contacted American Home Shield to order correct part and that was 10 days ago and the part still hasn't arrived. I called Home Shield the day the part was ordered to try to expedite this and they would not. I even offered to pay the expedite fee and they refused.
When you call them you are on hold at least 45 minutes before speaking with someone and you're lucky if they speak English that you can understand. American Home Shield did pay $150 towards electric heaters but they have on been 2 weeks non-stop. Are they going to pay anything towards our electric bill which will be sky high. My advice is check out others before selecting this company. This will most likely be the last time we deal with them. We are definitely looking elsewhere.

I am convinced all these positive reviews are fake and are hired as damage control by the company. Go do a search around the web for reviews and you'll see what I'm talking about. They do not honor ANY claim and send really unreliable and inexperienced contractors. The one they sent over to diagnose our heating problem broke our attic door in half and disconnected all of our HVAC ducts then left it that way and then AHS denied the claim because of the damage the technician did.
We would have been better off not having anyone come. Now we are stuck fixing this ourselves after paying AHS over $200 just to have our system broken, not fixed! Terrible! Also I have been bugging both of them to send me the tech report and neither the HVAC company nor AHS will respond or send me a technician report, for all I know nothing transpired and I have nothing official showing me why it was denied other than saying there was "intentional" damage to our ducts. Do yourself a favor and DO NOT buy their warranty. Waste of money and you'll end up paying more in the long run! The only way to contact them is by calling, you'll sit on hold at least an hour no matter what time of day you call! No way you can speak to anyone via email. They do not honor any commitment to contract terms, No interest whatsoever to please the customer. Terrible druggie contractors.
Hello, Elka. I apologize that you were not satisfied with your warranty service and decided to cancel as a result.

It was very cold in the house when my dad and I came home one time. The problem was the thermostat and there was no hot air. It was just cold air and it was coming in very fast, so we called American Home Shield. At first, they gave me a Friday when the techs could come out, but I explained to them that my dad is 92 years old and heat is not something he can do without at that point. I talked to Megan and she was very understanding that we really needed to get somebody out due to my dad's age. She put me on hold and she took the time to try and whiz us in. She said, "It might be very late but we will get to you," when she could've just said, "No, you just have to wait." I appreciated that.
American Home Shield had somebody come out the next day. The tech called and said he was on the way. He said he would be between 45 to 60 minutes away depending on traffic and when he came, he apologized for being late. Then, he went right out and started working on the unit. By the time he got here, it was 7:30 at night and it was freezing cold outside, but he was out there working on the unit and I felt really bad. It took him a little less than an hour and he had the heat going. He stayed and made sure it was working, and it didn't shut off. He asked if we had any questions, and then he left. He was very nice and he apologized twice that he was late. There has not been one single problem or issue since he was out here. It's nice to have the American Home Shield plan when something were to happen.

My oven was leaking gas and when I called in a claim with AHS, they sent out Alex, a tech from Professional Service Repair. After a year and a half of dealing with this problem, and all these people coming out, he finally fixed it. I kept paying and paying, and I was about to give up on it, but he resolved it and I’m very happy with him. But I had an issue with two contractors who came out. One of them was WARD's Appliance and they sent me a letter saying that I owe them $75. So, I paid them $75 even though nothing was fixed. Another contractor came here and didn't do anything but I still paid them $75. So I’ve been scammed all this time. Other than that, I don't have a problem with AHS.

I usually call American Home Shield's voice system and they send someone out. I always call on the phone and talk to somebody directly. I feel fairly good with the representatives. They’ve been prompt every time I’ve called them and they say someone’s gonna contact me in 24 hours. The customer service department has been that way. I have called American Home Shield a couple times this year and the most recent one was for the heater. The gas would fire up, but the heater wouldn’t keep it blowing. AAA Appliance Heating & Cooling came out and cleaned off some coils. The contractors were prompt and did their job, and they got things working again. I’d recommend American Home. They’re good and reliable.

My wife used to be a chef and she knows the stove. If she's saying it's not working right, then I trust her. So, we submitted a claim with AHS. We did it over the phone and the rep we talked to was awesome. She was very pleasant and very professional. But when the tech initially came out, it almost like we were wasting his time or he just didn't wanna take time to do the repair. He said that everything was working fine and that if the stove was not working good by Monday, we should call him. On New Year's Eve day, we called and he came back out on Thursday. This time, he put a little more effort into the repair. He took two thermometers and the stove kept fluctuating. He then waited and said that he was gonna have to change this and that.
When he came back and replaced all the parts, he was very nice and polite. But he was kinda mad at me because of the way that I talked to him on the phone and he was a little hesitant. But as time went on, it changed everything. We shook hands and we were good to go. Still, I wouldn't recommend him. At the time, we were down to one oven during the holidays and we couldn't really make money with the catering with that. Other than that, AHS was good and I'd tell everybody to go with them.

The garage door was not shutting completely. One side of it was elevated like an angle. I called American Home Shield and they sent me Ace's Garage and Repair who sent me their technician, Adam. After his inspection of the door, he reported that the problem was a mechanical failure and that American Home Shield would only cover the chain lift and motor, anything else would be my out-of-pocket expense. I went on to tell him that I would not be able to cover that. The first quote was $600 and something and I said I couldn’t do that. He said he would call his boss and explain. I'm a senior citizen on a fixed income. I shared that with him and I said I did not understand that the repair would not be covered and he explained a little more.
His boss then shared with him that the wheels on the side of the garage were discounted because of a promotion that they were running, which is instead of $228, it would be $128. Only one side of the coil was broken, but it was still broken. It was something I could do. It had to be replaced because I couldn’t move the garage door up and down. The wiring on the sides had to be replaced. In plain English, he had to replace the whole mechanism. He then asked me if I was a senior citizen to which I said yes and he shared that fact with his boss and that was another discount.
It was bittersweet. I ended up giving him a check for $534. It was not a check to be honored that night. They offered a promotion to their customers in giving them a postdated check. The postdated check is $215. And he went on to fix the problem. American Home Shield claimed that they cover repairs for the garage. Had they stipulated that there are only certain parts of the coverage, then I wouldn’t have been so thrown back in here. But it was a good experience with Ace.
I've been with American Home Shield for the longest. I'm still in the process now of dealing with them. I put in two claims to have repaired. My heater was not working and after the technician from World Class AC came out and inspect it, he found that the air condition was frozen. In the state of being frozen, he couldn’t check it. He came back on Monday and he gave me a whole list of things that needed to be done.
He said that he checked the air condition, the TXV is leaking, the shaft badly needs a new one, and the defrost board has a short and needs replacing. He explained that he was going to remove the balance of the Freon that is in the unit and in order to do the repair, he would have to remove the Freon. I asked how many pounds of Freon was in the unit and he said it was missing two pounds. I asked what happens to the balance of the Freon he would be taking out if the unit holds eight pounds and why I should have to pay for the entire amount to be put back in. I can understand he was telling me since the Freon is not covered, they only pay for what is missing. But he claimed that I had to pay for the whole thing in order to get the unit repaired. I'm caught between a rock and a hard place. At what point should American Home Shield step up to the plate on that?

A part in my dryer had broken off so my door would not close. Also, my refrigerator was frozen up and it was challenging because we couldn't keep any food. My living room light didn’t work too. I filed claims for them with American Home Shield over the phone and they sent out contractors who were polite and professional. They assessed what was needed to be done and then, they ordered parts that were needed to fix said items. When the parts came in, they called me back and scheduled somebody to come out and fix the items. That was convenient for me. The refrigerator and dryer took a long time because parts need to be ordered but other than that, the experience was good and it all worked out.

My clothes dryer stopped working and my wife a claim online with AHS. The contractor was out the next day. He looked at the dryer and said they were gonna do some investigating and see if they could find the parts that are required. He called back a few days later and said that they didn’t make them anymore, and he would be letting American Home Shield know that, and they would be in touch with us. Within a week, they got in touch with us, told us how much they would give us towards a new one, and we would pick one out and pay the difference. So it worked out pretty good.
They’ve repaired the dryer a couple of times prior and they added some years to the life of it. This time they gave us almost the cost of a new one, but once they told us how much, I said, "Well, I think it's not quite $500." We went to a place and found the one we wanted. It cost more than that, but that’s what I wanted, so we paid the difference. We just had to send them the receipt of the bill showing that we paid for it. We've been using AHS for years and we've always been happy with their service.

Whenever my wife took a shower, we had water that would leak down into the downstairs den area. The contractor that AHS sent repaired the first time and they replaced the overflow drain in the tub. It was chewed up pretty badly because it was the original since my house is probably 30 years old or more. They took care of that problem and we thought it was all fixed. But when they cut a hole in there, we knew that it had leaked a little bit out of that particular overflow drain in the past. There was no telling when it happened, but you could see a watermark coming from that down along the tub surface.
Right now, we're trying to figure out what our next step is. I had to cut a hole in the ceiling downstairs to be able to look up there to try to see where the leak was coming from and all the plumbing was evaluated. The leak was not coming from the drain or from the water source. The technician would turn on the water and let it run for probably 30 minutes without it splashing on anything - just the shower on going right into the tub shooting directly into it and there was no problem at all. Lots of thorough testing were done but we are still not 100% sure where the water is coming from. I even duplicated the plumber's test yesterday. When the water really gets splattering badly in the shower, that's when the water makes it way downstairs.
We have two showers here in the house and we are using the other shower. We didn’t find out about the problem until about noon yesterday. I was gonna do some more testing on something else. We may have a slab leak. I called the people that come out to restore homes to get rid of any kind of mold. They looked at our floors and one guy had some kind of a sensor that said there was water underneath the floors. They couldn't see where the leak was coming from. From that standpoint, it's still a big question mark to us. You can fill the tub up all the way and let it drain or stay high and there will not be any leak anywhere at all.
The restoration guy also saw some water underneath the tile in our entryway. It was not a whole lot, but there was moisture there. I have lots of questions as to where this moisture is coming from right now. I'm trying to look at what the possibilities are. I wanna do a little bit more research. I'm gonna get me some plastic, build a shell inside the shower, let it splatter exactly the way it does and see if I can find out what part of the shower I shut off to where the water doesn’t come down.
We had someone come out yesterday too. They are a group that comes and dries out lumber. I was told one of the tubes before up there is soaked and it's gonna need to be treated at some point. This is our first time working with AHS. We were told that when we're ready, AHS would take care of replacing where the technicians had to cut out the ceiling but then it would be up to us to finish it out. I have yet to call AHS about it.
Other than that, I received a wonderful service from the AHS contractor. I'm very pleased so far with how things have been handled. AHS sent me good contractors who were experienced people. They knew what they were doing and they have handled issues like this. They were very thorough but they could have gone ahead and torn up the ceiling more, though. They're the plumber and once they prove that it wasn’t coming from either the supply or the drain, then that means it had to be getting down some other way and making its way through the subflooring or tile.
I talked to Alan who was the head guy with the Blue Star Plumbing that came out and he has seen this quite a bit in older homes and stuff like that where water gets out here on the ground floor then it basically just goes underneath the tile or your linoleum in the bathroom. But if you're upstairs, then it will tend to leak out and do what this is doing. But where the water is draining down is nowhere near any of the pipes. In fact, it looks like it's coming more from over where the commode is. But with the commode, there's no problem when you flush it.
We've had two experiences with American Home Shield so far. And I haven't seen anything from them that I would not recommend them to anybody. The first experience with them went perfectly. I haven't resolved the second one, but I'm further along down the line. I'm glad knowing it's not the plumbing. Now, it's something else I've got to try to figure out.

I had a microwave that went out just recently. I called American Home Shield and the first person they sent out was an electrician who said it wasn’t anything in the electrical system. It was the appliance. So, we had a second person come out. I had to call them, when American Home Shield told me who it was, to set up the appointment. They did about three or four visits replacing parts and the microwave kept blowing the parts. They told me that American Home Shield would not replace it. They wanted them to replace more parts. When I asked them if I could call Home Shield to see if we could resolve it sooner and not keep replacing parts, they said that they didn’t have a problem with me doing that. But Home Shield said it wasn’t them. It was the appliance company that was saying they wanted to replace parts.
The tech company was not a good company because I had to call and follow up and find out when they’re coming back out and what’s going on. They would leave the house and say their tech is gonna let the owner call me and tell me what the status is but I’ve never heard from the owner. I would call and ask what’s going on and the rep would say they told him they’re ordering another part and would come back out.
I was without a microwave for almost eight weeks. I was gonna go just buy one and walk away from Home Shield because it seemed like the process was taking too long for a $200 microwave. But we finally got approval. The last person I talked to was amazing. They put me on hold, went to a supervisor and said, “Hey, this shouldn’t be taking this long for the customer.” The supervisor approved for the replacement. Then, I went ahead and called the number and they sent me over my options. I purchased one and I’ve already had it installed. I’ve paid for those fees and I’ve submitted my reimbursement.
The account is in my husband’s name and he has passed away and they asked for a death certificate. I don’t have one and I would have to go to the county and get a death certificate. I need to get his name off the account because he’s not alive anymore. So, that’s where I am. We’re in the process of getting the reimbursement done.
I’ve been with American Home Shield for five or more years and this is the first time I’ve had a reimbursement. A couple of years ago, I fought back and forth with them on my AC unit and I got so tired of trying to get it done until I just went out and bought a new one. My daughter was living there and she was expecting a baby. We had to buy window units and all of that to keep the house cool. When the weather cooled off, I had a new AC unit put into the house. The money that I could’ve put in the bank account from what I’m paying every year, $500, I could’ve bought the appliances. I’m just gonna keep it.
The process is slow and it almost seems like some of the techs are telling me that Home Shield doesn’t wanna replace things so they make them keep coming out. It’s not a service or process that favors the customers, not quickly. Also, their techs are people that need to be a little bit more on top of their game. Some have been very good, but there have been a few that have been terrible. I’ve told Home Shield to not send them back out to my house, including the AC people.

When the washing went into the spin mode, it would stop, then it would get all crazy and out of bounds. It had a sensor of some kind that was completely out of whack. I filed the claim with American Home Shield online and it was super simple. Plus, I got a response really fast. The contractor came out within a day. He was really great and explained everything. He had to order a part and come back though. And it took two weeks to get the part. The washing machine has been good. I’m pretty satisfied with AHS, so far.

I go to American Home Shield's website when I need something. The website is okay, but when we call, it's a great headache for me. Last summer, I had a very bad experience with American Home Shield. I was holding my phone for 90 minutes. My husband and I had a great fight because it was very different for the recall. There was no option on the website so I called a lady to help me.
I requested her to please put something for the recall. She called American Home Shield warranty and she helped me. She was wonderful and nice. Sears didn’t fix my refrigerator, but it got okay after the sixth time the technician came, and it was Always Repair Home Appliance. It was wonderful. But when you call for the technician they charge $100 every time. I was calling for the recall, but no one was giving me the recall facilities. But although I had a very bad experience, I kept the home warranty because of the lady. Otherwise, I wouldn't have kept it.
The website is wonderful, but I hope they put something for the recall so that someone can understand that the customer is complaining again about the appliance when the thing is not working. The contractor that came out for the microwave was wonderful and he was good. He fixed our microwave and he did well, and he gave me two months' warranty. I said to him that if something happened during the two months, then I will call him for the recall through American Home Shield, and he said they will call.

When the temperature goes down, our heater doesn’t work properly and this is a recurring issue every year. There is not enough heat and when we have the thermostat on 75, the heat doesn’t go out above 71. We’ve been charged about four times for this but the problem has not been corrected. The last time that the technician was here, he said that if the temperature goes down, my heater is not supposed to work that efficiently. That’s totally bogus because we’ve been in this house for five years and it would always work very well during cold winter.
We should not pay them because when the winter is gone and the next winter comes, the same thing happens. They would just say that it has been more than a month so they couldn’t do it for free. But I've been paying them $75 every time they come in here. I couldn’t get anywhere with American Home Shield. This year I paid about three times. I call them and they say that they will send a technician. The technician comes in here and the same thing. We’re just going through the circle and circle again and this one issue is not solved for us. Also, when I call, I stay on hold forever. But submitting a claim online is very easy. It takes about five minutes and I make my appointment. Also, we have three condos at the beach and we have one house here and we’ve been with AHS since 1995 and we’ve been very happy with them. The contractors that AHS sends out are very professional, very nice and polite, as well.

The icemaker on my refrigerator wasn’t working and I called American Home Shield to submit a claim. I set up the service over the phone. The guy from Countrywide came out and spent 4 minutes here. It was something that was easy but I thought he was just afraid to tackle it. He got it working good and I haven't had any more problems with it. The guy was clean and nice. They also called back to see if everything went well, so that was nice. There was some kind of holiday and it went a little slow to get them out here. It was a seven-day process but Countrywide was good and everything went well. We use ice for all my drinks and I learned how to drink stuff without ice but now, I’m back to ice. We've been with AHS for 15 years. I had it in my other home and I have it on my son's house too. He and his wife use it and have been really satisfied. I would recommend AHS to a friend.

We had a contractor come out and he said that he was going to contact American Home Shield. Then, we never heard anything. So, we called to see what the status was. The technician took pictures of our sump pump and everything else in our basement. They sent that to American Home Shield who denied it. They said that there were other items in our basement and what the technician claimed was that we didn’t use the sump pump for groundwater which is all we use it for. So, we talked to the staff person there and we ended up talking to the supervisor.
The supervisor set up another schedule with another company that I would have to contact to have another person come out which would take our time. They told us that if this person who would come says it is just groundwater, then we would not be charged for his visit. But if it’s the same thing, then we have to be charged. It's a weird thing because it is just a regular sump pump and the purpose is to push out the groundwater that comes into the basement. So, it’s very confusing to us. That was on Friday and when I got home, I got a message from this other contractor to call them to set up an appointment. We have to take another day off work and it was weird how we never got a follow-up. We waited for American Home Shield but no one contacted us.
Usually, we get something back from American Home Shield. The online part was easy but the phone calls and the talk with the associate was long and not what I remember it being like. I tried in the morning but being on hold so long, I had to hang up because I had to go to work. Then, I came back in the afternoon around lunch time and I tried again. It was too long and I had to hang up. It took me a couple of days to finally get through to find out what was going on with the sump pump. Being on the phone and trying to talk to supervisors took a lot of time too. In the last interaction, I didn’t feel like they had our best interest in mind. We pay monthly and I’ve been a customer for 13 years on this. It wasn’t handled properly.

Everything was excellent. Their representatives were very professional. They sent out Miss Appliance Services who replaced the pool heater. The technicians and contractors were good, except for James. He had been out on my property a few times but I banned him from here. He had a horrible attitude. He was also lazy and did not do anything. I had to call and get second opinions because of him. As long as they don't send James here, I'm fine. Other than that, everything has been perfect. In fact, I recommended AHS service to my son-in-law.

I just bought a place a week ago and last weekend when we first started moving in and using the facilities, we had issues with water flooding out from underneath my toilet. I also had sewage backing up into my tub. I called American Home Shield to file a claim and every person I talked to did everything they could to try to help me resolve my issue. However, my experience was a little taxing in getting a hold of someone. There were some instances where it seemed like the whole times were out of control, but at the same time, I knew that I'm not the only person in the world. The gentleman who came moved as quickly as he could. He took the time to go to my house at about 9:30 at night on a weekend. I was really appreciative of him taking the time to do that.
He was able to temporarily get the blockage but right after he left, the toilet did the same thing again. AHS sent out another guy to come back the next day to double-check what the gentleman looked at the night before to see if maybe there was anything else that might have been contributing. It turned out that what both plumbers thought was my issue turned out to be not the issue. AHS ended up sending out an even more specialized plumber to come out and take a look. It was realized that I had a main line blockage so, it was a serious plumbing issue versus a septic issue which was what we assumed at first. I had to wait for the diagnostic report to get back to American Home Shield and then I had to wait for the authorization team to make a decision if they wanted to go ahead and transfer it over to the septic team. It was a lot of back and forth but through it all, the contractors were able to get it resolved.
At first, I was starting to feel like things were not gonna work out but American Home Shield managed to work out as I hoped for. Also, the folks at Home Choice were absolutely wonderful and very helpful people. I couldn’t have asked for a better group. I understand that it's a process when it comes to these kinds of things. I wasn’t as understanding at first as it was kind of under duress because I just moved into the house. But in reality, with everything that American Home Shield helped with, I am definitely satisfied with the service they provided.

Unfortunately, 2 months into a move into a new home, my wife and I spotted a leak into our master bedroom. It took 2 plumbers and 3 hours to finally detect the leak. My main goal was to limit the water damage, which was already now extensive and expensive and time was of the essence for a diagnosis and treatment. I read the entirety of the legal contract and recognized that the warranty wasn't going to cover the secondary damage. The plumber found a leaky toilet as the cause after 3 hours of diagnostic workup. I called American Home Shield only asking for replacement of toilet, which was under section 14, coverage of the contract. They said they wouldn't cover it and wanted me to spend another $75 dollars to send another plumber to diagnose the problem, and await typically 3 days. The toilet replacement would cost $450 per my plumber.
I paid $515 for the worthless home warranty. I am generally a big fan of insurance. (I have maximized my fire, earthquake, flood insurance for my home. I even have disability insurance and term life insurance for my estate as well and am happy to protect my family and assets from damage/injury. I pay for health insurance cost, dental insurance and vision coverage as well. I am not one to skimp on insurance cost.) However, I learned a lesson that the home warranty is not really insurance or worth the paper it is printed on. It would be FAR CHEAPER to self insure than to deal with these crooks! I wonder if I can get my money back, but I suspect they won't pay! Bottom line: If you are buying a home, a $515 "warranty" isn't worth the cost, I'd rather self insure!
Hello, Roger. I regret to learn that you have canceled your policy as a result of not sending someone out to replace a faulty toilet. Per the policy, someone from our contractor network would have to be dispatched and a service fee paid. We would not replace any item or system unless a diagnosis report from our contractor advised that is what was needed.

Vendor Selection - for every issue we reported, AHS sent an inefficient and inept vendor to service the problem. In every single instance, we had to call for the vendor to be re-deployed because they did not fix the the issue the first time. In most cases it was impossible to get the vendors on the phone, even during business hours. We ended up having to hire our own companies to get the job done, essentially rendering the warranty useless.
Customer Service - the customer service center for AHS is staffed out of the Philippines. Staff are robotic in their responses, reading from a script, and not understanding (or empathizing) with the concerns of the customer. They follow policy to a fault - allowing the company to protect itself from refunds or legal issues even in situations where they would be better served by admitting a failure to properly serve and addressing the consumer concerns. Our experience has been so poor that we will be cancelling our contract before a full year has been reached. With leaders from companies like Amazon, Lyft, etc at the helm, I would expect a better level of service, but AHS is simply not meeting an acceptable standard.

I was told that the part I needed had to be upgraded and I would be charged $300. Nowhere in the policy does it state that I would be charged if a part had to be upgraded. There are also some questionable charges on the estimate. I bought this policy for peace of mind which now I do not have. Nor do I have heat.

I have purchased American Home Shield since 2009 and am completely satisfied with their coverage. I have had several service calls and all of them were handled efficiently and completely to my satisfaction. Most recently, on 25 January 2019, I submitted an online service request because one of our central A/C systems was not providing heating. I received an e-mail response from American Home Shield with an hour, with the name and contact information of the A/C contractor who would handle the service. They also arranged a schedule for the service call on Monday, 28 January. However, since we were at our lake house only for the weekend, the schedule didn't work.
Using the contact information, I contacted the A/C contractor and arranged a service call for Saturday. They found that the problem was a bad circuit breaker and said that I should contact Home Shield to arrange for an electrical contractor to change out the breaker. I called American Home Shield and elected the option for a "callback" because they had a 30-minute waiting queue. Home Shield called back in 32 minutes. The customer service agent quickly made arrangements for an electrical contractor to make a service call and assured me that there would not be an additional fee from me. She also said that if the replacement of the circuit breaker did not resolve the problem, the A/C contractor would be sent back out - again, at no extra charge. We haven't completed the repair yet, but I am completely satisfied with the processing by American Home Shield. I am very happy that I purchased an American Home Shield policy and kept it in effect.

My refrigerator is a three-compartment type. It has a refrigerator on top, a crisper drawer in the middle that's completely separate and a freezer down the bottom. We came home one time and the door where the filter is put in was open. The back of the filter was completely blown off and the water was going everywhere. So we cleaned up everything and took the filter out. We got a new filter a couple days later and went to run the water to flush the new filter. When we did that, the back side of the refrigerator down into the freezer compartment and the middle drawer were filling up with water. We chased the line from the back of the refrigerator down, we couldn’t see anything and so the problem would have been an internal compartment.
I called American Home Shield and they sent out Battle Born. Their tech came out and he said that it should be fine. He went to run the water and as soon as he did, the refrigerator did the same thing. He then said that we were gonna have AHS replace the refrigerator entirely or we could use a repair kit that he wasn't sure they could get a hold of as our refrigerator was four years old. He left and thereafter, I got the request order for RC Willey to come out.
The other guy should have diagnosed it a little bit further because he just came out with the original report that I sent AHS that didn't have all the details of what Battle Born knew had gone on. My understanding from Battle Born was they were gonna send AHS a complete report and then AHS was gonna either order the repair kit or make arrangements to replace the refrigerator. However, the guy from RC Willey is starting from scratch because there was no information other than the original report that was sent to him. If he’s gonna have to go back and order parts, I would be on a third visit to try to get the refrigerator fixed and three weeks down of a freezer.
The guy from Battle Born was great. He was super friendly and it seemed like he knew what he was doing. However, I don’t know where the lost in translation got, from him writing the report to ordering the parts to sending me somebody who is brand new. AHS needs to have a better process wherein when they call somebody it's getting done. I’ve taken two afternoons off work and now, I’m gonna have to take a third afternoon off work because the people that they’re dispatching aren’t able to solve the problem. I would think that if AHS is sending the refrigerator repair person out here, they would have what they needed or they could run to Home Depot and get the parts that were needed and fix the problem rather than me having to keep taking time off work.

I filed the claim over the phone because I wanted to make sure that AHS would not send the one plumbing company out of the three that are set for Lubbock that is not allowed on my property anymore. In 2017, that plumbing company got their snake stuck in my house. I was without plumbing for a week. They told me that they had to break through our floor to get their snake out and when they showed up to do that, it took them 10 minutes to get it out. We had that stupid thing in our house for a week! Then they tried to tell us that our pipes were still crushed but then there were no crushed pipes at all.
American Home Shield is okay with me telling them that I do not want that plumbing company to come out to our house, but since that company is still listed as plumbers for Lubbock, we still have to keep telling them that we do not want that company and that they're not allowed on any of our properties. Also, one thing about AHS is that when you call them, it takes too long - like an hour long - to get a hold of somebody. It shouldn’t take that long just to talk to somebody. He also said he’s gonna call and he has to still talk with American Home Shield and see what they can do.

We joined American Home Shield in August and it has been good. It’s an old house, so we went with this program because that was unknown, buying an older house. We’ve been pleased with them so far. I’ve called when I submitted claims but as long as I know what I’m doing and I can go online, going online is the easiest. And we’ve been very pleased with all of them who have come out so far. We used them 15 or so years ago when we weren’t that happy with the technicians that came out and the process that we went through. It always seemed like we had to have people come back out to re-fix things. But the past five months, we’ve been very happy with them and the experience we’ve had.

I've been with American Home Shield for 20 years and they've done fine. We've had one or two little snafus along the way, but you just can't help things like that. The recent claim was for the furnace. I paid my service fee and they picked up the rest. The contractor who came did everything they needed to do and fixed the problem. They were very thorough, professional, considerate and on time.

I like submitting claims over the phone, because in the past when we've done it online, sometimes they’ve cut it and sometimes it’d take a few days. So, I'd rather just call. That way, I know that it's getting taken care of right there and then. Their customer service skills stand out. I love talking to them. They're always very polite, helpful and professional, and I like that. Some companies, you call and they're either grumpy or just don’t wanna talk. American Home Shield has always been really good. That’s why I've been with them for so long since we've been in here in 2004.
The contractors have always been pretty good. There was this one gentleman that came to fix our refrigerator and he had to come back, that he needed some kind of a part. He was very nice and did a great job. But this last time with the microwave, the first guy that came didn’t look like he was too thrilled to be doing the job and he said it was the sensor, and that the following week he would have to order the part. But they never came back. American Home Shield called us and let us know that they were sending someone else out here. The second one that came was a wonderful and polite gentleman and was quick to take care of the problem. It wasn’t even the part that the other gentleman had said. The second appliance guy did a really good job. He loves to talk and my husband loves to talk to him. They did a wonderful job, promptly, and they had very good customer service skill.

My washing machine was not spinning so I called American Home Shield to file a claim which was easy. Then, the contractor was really good and polite. They called before they came and they were very prompt. It didn’t take 20 minutes for them to fix what the issue was. It smelled like smoke once they fixed it but after three or four washes, it went away. So, I’m guessing that was some whatever he used to lubricate the part that he put on and I haven’t had any issues with the smell of rubber burning since. They are a reputable company and I would use them again.

The main kitchen faucet was leaking. I called American Home Shield and the first time that I had to call for the issue, a guy came out and it didn’t go too well. The guy stated that there would be a new faucet needed because he couldn’t open the leakage part. He couldn’t fix it. I have three holes and the new unit that they would replace it with would be an extremely cheap kind. It was something that would be functional, but it would not necessarily go with the house value. I wasn't happy about that part. Then, I didn’t do much about it, but the issue was still going on, so I had to call for a second time. And on the second time, I had to pay another 100 bucks just to get people to come over. The next person fixed it and right now, it seems like it’s fixed. I’m still fine with American Home Shield but it would be nice if they cover more.

My furnace has been squeaking most of the time and I wanted somebody to come in. Another company told me that I needed a new wheel and I called American Home Shield to submit a claim for that. The contractor who came out said I didn't need that and he was able to fix the furnace without the wheel. He explained the different parts of it and what he felt was going on. He addressed the issue and then it was fixed. He was great and very professional the whole time. However, I was not told by AHS that my price was gonna go up. If they did, it was in a way that I didn’t notice. So, that was something I wasn’t super thrilled with. It didn’t go up too much though and AHS is a good investment.

My experience with American Home Shield was not very pleasant. For almost three months, I was constantly receiving email or phone call from them that I had not made the payment for one of the home service they provided for me. All the way to the end of November, I have been harassed by them, telling me that I owe them $75, which I do not appreciate. And each time, I was reminding them we cancelled that vendor, and the vendor did not even come to our house. If I would have wanted to use that vendor, I should have been home twice and because of my teaching schedule during summer, I could not afford to cancel any of my classes.
I think AHS owes me in a big way. They told me that someone would come for my furnace, and then someone else would come for my air conditioning. I told them that I didn't want that kind of arrangement. There was no way I would stay at home on two different times for someone to come and check something, which should be done by one vendor. AHS should know better than anybody else to deal with their customers, especially customers like us, who have been with them for more than 15 years. If they do care, they have to make me happy and should do something for me.

I submit my claims with American Home Shield online and I find their site to be fine. I just wish that it’s a little easier to understand what my coverages are, although I managed to find what I needed. My most recent claim with American Home Shield was a bit problematic because I filed the claim online in December and I had the first appointment with the plumber on December 13th. He said he had to order some parts, but he never called me back. I left them three messages over the next three weeks, so they sent a different plumber out in January, but I haven't heard back from him yet. My experience has been good, but this has been a bit on the frustrating side. We are not able to set the temperature with the tub shower valve. The water goes cold to freezing cold. We also have some leaking toilets and a set screw on our tub shower valve handle in my other bathroom.
When the contractors came out, they were fine. Both of the companies were fine and they seemed competent and seemed to know what they were doing. However, the follow-through has not been really great. Sometimes there would be quite a little wait between the time the contractor first came out and the time they came back and finish taking care of things. The second one did a couple of repairs right then at the first visit, which was encouraging to me to see because the first guy didn’t do anything. He could have replaced the flaws in the toilets and the overflow valve in the tub. Those should be things that any plumber should have onboard on his truck. The second guy that came out did and he took care of those things, but he still has to come back for the valve repair and for the handle. He had to order but apparently, it is back ordered.

This review is coming from a longtime customer. BUYERS BEWARE!!! The company has become so big that people are no longer looked at customers but just a ID number. The only quick connection you will get with them is when you're looking to sign up. Once you become a member and need to use them prepare yourself for a very very long wait time and I’m not exaggerating. I have had a continuous issue with my central air since November and have had to continually call in for a recall service where even senior technicians have come out just to replace different parts for the unit to stop working days later. I’ve lost time from work having to be home for the continuous service calls. I’ve had to be on emergency heat throughout the winter months.
My grave concern is that the AC won’t be fixed by the time the FL hot humid summers hit which if broken and the house can’t cool will start to cause mold in the house (if it gets to that point I will be forced to retain a lawyer). Keep in mind this a 4 year old house. To think that I have to actually plan for my AC not to work by summer seems ludicrous but unfortunately with American Home Shield this is my current status. DO NOT BELIEVE THEM when they say they will repair or replace because it is untrue. Forget about dealing with a customer complaint resolution dept.
Basically a resolution supervisor told me that unless the AC don’t turn on AHS is not replacing. So I am now expected to call for recall service every 4-5 days miss work to be available for the appointments and watch my AC unit continue to be rebuilt in front of my eyes with no AHS relief in sight. Thank you Sierra for your cookie cutter answers and careless attitude toward your customers and hanging up on me as done on 01/25/19 1040 hrs.
AHS we as paying customers expect you to represent us with the contract repair companies. You should be standing up for your customers but you have failed in the name of the mighty dollar. I no longer refer you to friends and co workers but in fact steer people away telling them about the horrific service that your company has become. SO PLEASE, PLEASE BUYERS BEWARE.

Everything I’ve asked for, American Home Shield fixed. But one thing that wasn’t covered was the garage door cable, and the people that they sent were really shady. The guy said it would cost me $350, but I refused to pay. I told him that I would just call my buddy who does garage doors, and then he asked me how much I wanna pay and lowered the cost to $200. I told American Home Shield about the contractor through a survey, and then they reached out to me and asked me what happened. They said they were gonna put the contractor on the no-call list or do not contact list anymore. But everything else, I’ve had no issues.
When my heater wasn’t kicking on when it was supposed to, American Home Shield sent out Air First Mechanical. I had to hit the breaker and then the heater would come on and then it would shut off. It wasn’t staying on. I was definitely afraid that this was gonna cost me thousands of dollars. But when the Air First tech came out and cleaned the sensor with some sandpaper, it was done. I was really happy with the Air First because anybody else would have told me that I needed some things. The tech fixed it in 10 minutes, and he showed me what it was and told me that I could now fix it myself.
Some of the service people told me that American Home Shield is one of the better home warranties that they deal with. They don’t have a problem getting paid. But it’s hard as hell to get ahold of American Home Shield on the phone. When I have a question and I wanna talk to somebody, I’ve never spoke to anybody. I’ve also told some of my friends about them.

The time was sufficient and they were here on time, and it was nice. My husband was at work when they came out, but I was here. The plumber was great. He called before and said he was on his way, which was good. I had a visit by an electrician who made it well known that he really did not like to be there. I asked him if there was an issue and I guess he didn’t like the problem that I was having. It was either too easy or his time was better used in a more difficult issue. He was very rude. I just took a really negative experience away and started looking at other options as to how I can take care of my home.

My shower didn’t produce hot water anymore. The valve had gone bad. My wife called American Home Shield to file a claim and she talked to someone. They had a plumber come out. He looked at it but he couldn't fix it because it was a Peerless which was not allowed to be repaired. So, he had to order one and then he returned and repaired it. He had to cut an access hole to get to the back side of it and it all worked fine. But then, I didn’t realize that they didn’t do the sheetrock so we had to get back with American Home Shield and tell them where we were at. The sheetrock gentleman came out and patched a hole up for us. I thought the entire process would be taken care of, but they had still left something for me to do, which is to texture and paint it.
It was not big of a hole though so there weren’t any problems with any cold coming through. There was a lack of communication from the plumber to AHS. It was during the holidays too, so we were contented that we had hot water again in the master shower at Christmas time. The contractors did a great job. The sheetrock guy was phenomenal. He was in and out and showed me a couple little tricks on how to fix the texture. He also told me where to get the stuff. The plumber was also professional and tidy. We are on three acres and we have a valve at our house. He did not want to shut it off but rather, he opted to go to our street which was a smart move for him because it is a steel valve. He told me that they have not had any luck with the plastic valve. It was what the previous owners had put in. So, he erred on the side of caution and I appreciated it. He was in and out and I didn’t have a problem.
However, what AHS paid for the plumber to come out and do it was a little high. I also paid an additional 400 out of my pocket and American Home Shield paid 500. It was $900 for a plumber to come out, cut a hole in the wall and replace a valve. We used to have plumbers in Houston and I did not have to pay anything like that before, even out of my own pocket. It is something that American Home Shield should look into with that contractor and I thought they may be charging them a little much. Nevertheless, American Home Shield handled everything and they held up their end of the bargain.
Good morning Jeffrey,
We are pleased to hear about your AHS experience and the contractor that repaired the hot water heater. We hope that you continue to enjoy your experience with American Home Shield.

I had a leak underneath a toilet, and it just kept coming back. I submitted a claim to AHS and they sent somebody out pretty much immediately. However, It just took them a long time to hunt the leak down. The contractors came back several times, kept changing the wax ring, and we never did see any crack at the porcelain or anything like that on the toilet. And the house was built in the 80s, and we never had a problem with it. But we finally just decided to swap out the toilet itself and that finally did it.
The contractors were great. The thing is, everybody was really frustrated but I was calm because I realized that it wasn't a black and white issue. And so, they were really professional and they never got frustrated. They never suggested that I was wacky or anything. Everybody was polite. And we just hung in there with each other until it was done.
The only thing I get a little frustrated about with AHS is it's really hard to get a hold of a person. And I am a real estate agent in Las Vegas, and I recommend American Home Shield to a lot of my clients. I know that while it's convenient to have the online request for service, I wish that they had an area where you could explain more in detail what was going on, rather than just clicking on say, "it's a problem with the toilet." And the other thing is as far as the company that they used, which was Advanced Home, I just wanna make sure that I don't blame them. Sometimes, we have to track things down.

The reps have been very helpful and the contractors that have been sent out were generally knowledgeable. I’ve had plumbers, appliance workers and a garage door person come out, and no one has left the job undone. When the buttons of the dishwasher were inoperative, A-Town was able to take care of it. They were supposed to look at the stove too because the handles were loose, but they failed to do that. Still, American Home Shield's home warranty program is worth a thousand times over. If you have any big type of repair, you don’t have to pay upfront. The $75 copay is really nothing in comparison to that.

It was a $85 plastic foaming protector part. Still charged 125 service fee. Who does that? Spent more money going to laundromat while they took their time! It took 4 phone calls just to get an answer on the part status that was readily available.
A Casa Blanca ceiling fan that needed to be replaced $700 value without installation. Took 2 months to resolve and 2 contractors we purchased the fan $400 in advance since it was a high ceiling and made it convenient for service tech to take down and then replace on same day. When I called the electrician to see if they were ever coming, I was put on hold for 15 minutes before I hung up. I tried to call again later. Finally, I was TOLD, not asked, that they would make the service call 1-2 hours LATER. I refused & gave the electrician company an earful about customer service. I might add that they lied about the service window!
Anyway, when I called AHS to get me another service provider, it became a 1/2 hour ordeal & they still couldn’t come up with anybody! This in a city the size of Las Vegas! I think that explains the attitude of the original service provider. They’re locked in! The AHS rep I was talking to even implied I NEVER HAD AN APPOINTMENT at all, & even the electrician never claimed that! Finally, I just asked for my $75 service fee back & will make my own arrangements. I get it’s the electrician I'm most unhappy with, but AHS certainly didn’t resolve the issue, either. If this occurs again, I might as well try another home warranty company.

Spoke to a great person Nathan and next week 2/1/2019 iPlumb came and put switch. Question: 1) iPlumb didn’t fix the original switch. Instead they put a switch hanging separately by the side. l’d like add a pic of that. 2) When I asked they told me that’s all they sent us. 3) I called Bradford White. Got the part# and researched it and found that it could have been done in right way. They just did a handyman’s job.
5) My final question to AHS is this way the service tone done or this needs to be done professionally. Last year I had another plumbing issue and JED Plumbing company came, did excellent service. They had to order parts too. I never opened a ‘recall’, they never closed the repair order until it’s fixed. Also they called me few days after to find out how is System working and the technician was great guy. I was looking for that kind of service. Not a handyman job. I like to thank AHS for always keeping a professional proactive approach. I attached pic of their work to understand if this is the correct way to do service.
Original Review: American Home Shield sent a contractor name IPLUMB to fix my water heater. Ignition switch was not working. As a result I couldn't turn it on. They came. Couldn't fix it. So when they were leaving I gave them a lighter from my home and asked them to light it. They left. Told me they will order the ignition switch and come back. In 10 min they came back and told me "You are on your own, we light your gas water heater so we are done. This is not water heater, this is accessories. If you want us to do the work $275/ per hour + $50 Inspection and the parts you have to pay". Right away I called American Home Shield 1/19/2019 and explained to Tori. Today is 1/23/2019. I want to like AHS. I put in a request for service on 12/20/18. My shower water was not hot, however, the water was hot everywhere else (kitchen, bathroom, sinks). I paid AHS a deductible for someone to come to my home. He takes 5 minutes to INCORRECTLY assess and leave. He says he can't fix the problem without busting out my bathroom wall. I knew that this couldn't possibly be correct. So after a few weeks of tepid water, on 1/12/19 I pay another plumber out of pocket who fixed the problem WITHOUT busting my shower wall. Took him 30 minutes max. He took the fixture off of the wall, assessed the situation and fixed the problem.
What's the point of having AHS if I have to pay someone else to fix the problem after paying a monthly fee for "expert" service as well as a deductible? THEN have to pay more out of pocket... I call on 1/12/19 after the plumber I hired leaves and spoke to a representative who tells me that my deductible will be reimbursed in 3-5 business days. That was 11 days ago. I am disappointed. No call, no email, nothing. I don't want to cancel however, I am not happy about the situation.

The problem being the hot water tank had failed we understand that they have to do this so people aren't just putting in fake claims to get a new hot water tank.
However once the company came out to diagnose the problem we got a call from American Home Shield the very next day stating that indeed the hot water tank needed to be replaced but we were going to be subject to a $125 fee for replacement of a new fitting needed for the replacement hot water tank! Come on American Home Shield. We know this is your way of recouping some of the expense of having to replace the hot water tank. We already paid the $75.00 service fee and pay you over $800 a year to subscribe to your "service". We are extremely unhappy and will NOT be renewing our contract with them!!
I certainly hate to hear that you have received less than satisfactory service. I will follow up with you as soon as possible in an effort to assist with unresolved issues. Thanks for your patience.

I was having an issue with my dryer, so I submitted the claim with American Home Shield online. I like their online site. It is good and very easy. It also looks fairly friendly. The technician who came out was great, very professional, and very friendly. We talked and worked out an arrangement for a time to be here and he was on time. The dryer was fixed. It was a good deal with American Home Shield and I definitely will recommend anybody to them.

The heating system shut down the fan so, it wasn’t circulating air. I called American Home Shield to submit a claim and the submission process was quick and painless. A vendor then came and they did a good job. They did exactly what needed to be done. They checked the issue out and they knew quickly what it was - they said that the system needed a new variable speed fan. They ordered it and they put it in as quickly as they could. I live in the mountains, in a fairly remote area and they did the replacement within 7 to 10 days. The only caveat to this experience was that AHS billed me twice. But once I called them, they fixed it.

We had a leak under our sink from the garbage disposal, and so we gave American Home Shield a call. We do dishes every night, so the disposal run almost every night, and the fact that it was leaking all of the water that went through it whether or not it was on caused a little challenge under the sink with water. AHS sent out Matt's Plumbing Service and they came out the day after really quickly. It was a really good and quick turnaround. When it all went through, they ended up replacing the disposal because there were actual holes all the way through the disposal due to age.
We've used Matt's Plumbing Service through AHS before. We had a plumbing issue before and we've been very happy with them, and so we requested them. We can't do that on the internet. So, we always call in order to request them to be put on the ticket. It might be nice if the website allowed us to select a preferred vendor. It might be a challenge for them given the number of vendors they use. So, I understand if they don’t.
Good morning Donnel,

American Home Shield is very good and I'd recommend them. When my washer was not working, I submitted a claim online and set up an appointment. After a week or so the guy came in and it was a quick fix. But his company didn't have a lot of flexibility. I asked them if they could do the service a little later and they told me that they were busy because of the holidays. Other than that, the tech was great and he finished the job in 10 minutes. Apparently, the issue was just a closed valve that I should not have closed.

I had American Home Shield many years ago then I didn’t have them for a while. But now, I am back with them. I like to have a maintenance service so that when something goes down, I can have someone to call. American Home Shield is the most common warranty provider and my daughter got them as well several months prior to me. I filed a claim when my microwave went out during the holiday. The technician who repaired it was dedicated to his job and he wanted to complete the job the same day. So far, the microwave has been working well.

My daughter has American Home Shield and she mentioned it to me and I didn’t know anyone else that had a protection like that. I decided to sign up with them as well. So far, they've been great. I made a claim when the heat was not working in the air conditioner. A repairman was out and checked it. He said we had a condenser coil inside the garage and it was leaking. He ordered one and it's supposed to be completed by February 2nd. I am waiting now for them to call to make an appointment for what day they will be here.

When we filed a claim with AHS we had two people that had the potential to come out. So we had something wrong with our stove, and we also had something wrong that wasn’t covered on our homeowners that they were in just like a dual. The initial people that were going to come out were truly horrific and rude. They were waiting on our gate trying to get in, and I said, “I don't know why you're waiting at my gate when I don’t even have you on my schedule.” Their head goes, “Well, obviously, you didn’t write me down.”
I told them Home Shield said they would set up the appointment but they never called me to set the up the appointment. He said, “No. We have a set date.” I said, “No, you didn’t.” It took 45 days for us to not work with him. And then by the time AHS sent the next contractor, Hudson, it was within days. Hudson was awesome. We had used them prior to moving in because of some venting issues and they were phenomenal. Their technician was real knowledgeable and very helpful. It was close to the holiday time that I needed the work done and when he knew that we had already been frustrated he tried to make sure it was all expedited for me.
We had to fully restart the whole oven, turn it off with all the technical stuff and then restart it again. It would do okay but every now and then it would act up. Eventually, the motherboard does go wonky in these things. The newer ones have better seals, but their stoves are so expensive. But beyond that, it's a great stove. So he fixed that, and it really wasn’t expensive. The price was pretty fair for him coming out and giving us his time, and then taking care of the other stuff for us. AHS is really good about getting schedules with us. So far, we've been very pleased. That was why we went ahead and extended with them because it was just too convenient.

I've had to use AHS twice and this second time was very frustrating. It's always good until the company makes an error and owe the customer money and refuse to pay for the customer's overdraft fees. I put in initial request for service on 11/27/18 for my refrigerator going out. Tech came out to fix but still didn't work. Put in another request in on 12/05/18 and tech came out to re-check and said some hose not working and will need new refrigerator (which had to be ordered). Fast forward I received notice back in Nov informing my $125 tech fee will be deducted 12/07/18.
I found out my personal acct was compromised and I called to inform billing dept at AHS that I know my tech payment not due until 12/07 but wanted to give a heads up and rep suggested she just take my bank info out of system just in case issue isn't resolved and to prevent any other issues happen regarding my acct. AHS submitted payment before 12/07 and did it multiple time which generated my acct to accrue NSF fees ( 6 times). I emailed my bank statement to supervisor Mark ** and a Kevin ** but no one called me back. Right today I'm still battling this situation. American Home Shield, which we are not happy with, contacted Sears on Dec 16, to diagnose our Samsung dishwasher. A previous company submitted a report to AHS that the unit had to be replaced so they contacted Sears for a second opinion. A "senior" technician has been trying to repair the unit ever since to no avail. When I told him about the previous company's diagnosis, his response was that as long as he could order parts, he will continue to try to fix it.
We have been without a dishwasher for a month and a half, at the mercy of a senior repairmen. The parts ordered, To include the motherboard, far exceeds the price of the dishwasher. It is to Sears advantage business wise to continue to waste our time by coming in and attempting to fix the dishwasher. Their carelessness and selfishness really affected us as a family. I will not recommend either Sears repair nor American Home Shield to anyone. Their loyalties are to themselves not the customers.

AHS has been a total nightmare. I will never again seek a warranty with them and will make it a goal to prevent others from seeking their services. I purchased my second home in October and opted to invest in an AHS home warranty. In November, both of our ice makers in our Frigidaire stopped working. We contacted AHS and paid the $80 fee to have the servicer come and look at them. Since their technicians are only available M-F from 8-5, my husband had to take a vacation day. The servicer from Sears inspected our refrigerator and advised that he would need to request parts in order to repair it. Once the parts had arrived, another service appointment was scheduled... requiring my husband to eat up another vacation day.
The servicer supposedly 'repaired' our ice makers during the next appointment, but the following day, neither had produced any ice. My husband reached out to AHS again to let them know that the attempts to repair our refrigerator were unsuccessful. We were informed that another service appointment would need to be scheduled. My husband AGAIN had to take another vacation day, just so the Sears servicer could tell us that there was no longer anything they could do and that the unit would need replaced. He advised that he would communicate this to AHS and that we should hear from them within a few days. We did not. So we had to call AHS back and ask what was going on with our replacement. They advised that they had not received the necessary information from Sears and that it may take another week. We were again told that we should hear something within a a few days. THAT WAS OVER A MONTH AGO!
After waiting over a month, we called back and were told that we would need ANOTHER service appointment to verify the ice makers were not fixable! Why? This had already been established a month prior!! The customer service rep with AHS (and then her supervisor) advised that they would try to contact Sears and get this sorted out so we could get our replacement. The supervisor informed us that she would contact Sears personally and then call us back on the 21st of this month. Obviously, we didn't receive that call. Of course. We did however, receive a text from Sears saying we had a service appointment scheduled for the 22nd. Three things wrong with this. 1.) We didn't ask for or approve this. 2.) We did not need this scheduled. 3.) My husband refuses to take another vacation day for this disgrace of a warranty company.
So we called AHS to have the service appointment canceled. During this call, we again spoke to a supervisor. We voiced our frustration with having a service appointment scheduled without our approval and the fact that we needed the 4th service appointment at all! This individual also promised that he would reach out to Sears for the documentation that AHS needed in order to get our replacement.
He lied. My husband just received a text from Sears saying that they are coming to our home today for a service appointment. Well good luck, Sears. We aren't home. And we aren't home because AHS didn't ask for our approval to schedule this appointment. And even if they had, we would have said no. AHS is not going to eat up my husband's entire year of vacation days in order to accommodate their shady business tactics. We are in the process of seeking reimbursement and cancellation of the entire policy. Homeowners and consumers beware!

They also want me to pay $850 to put a regulator and I said no.
After the first plumber left, I called an engineer. My friend said every home has a pressure regulator. So I asked again for a second opinion from American Home Shield and then the second plumber came. Using an instrument, they looked at the pressure. The pressure was 45 and it was good. I actually had two people come out to see that and it cost me $100. On the whole, American Home Shield is good but it would be better if they offer a discount on multi-policy holders. Also, they should reduce the time to get through on the telephone when filing claims. A recent experience has taken me about an hour to get through on the phone so I've filed a couple of claims online. I have a clogged pipe that American Home Shield had already sent two companies out for. The first one couldn’t do anything and the second one couldn’t do anything. The diagnosis was that maybe there was some grout cemented into the pipe. But what was problematic was that the guy who did the work just left. He cut the vent pipe, left it open and also left my shower full of water and mud. It was certainly not an ideal thing. This thing hasn’t gotten fixed yet and now, I’m way worse off. I don’t necessarily feel like I should be paying $75 a pop for my house progressively getting worse.
I wanted some sort of compensation for this company coming into my house and flooding the bathroom and cutting a pipe and not fixing it. But then, AHS sent me a letter saying that it’s not their problem. They decided that it was a pre-existing condition and it was out of their jurisdiction. I’m not happy with the service that was provided and I should not be one that has to put the bill on and being tossed around. But I’m fine with AHS. Every time I booked the plumber, they’ve done everything in their power. I like their willingness to take the call and send people over here.

So I called AHS back and said they needed to find another company as the first company didn't have anything on their schedule to service my heat pump. So then about 30 minutes later the same company called me back and said they would come service my heat pump on that day. The technician came out for 10 minutes and said it was the sequencer that was broken and left. Never said when he would come back or how he would fix the problem. Days went by with no response from this company. I finally called them and they said they had ordered a part and did not know when it would be in stock.
All this time I have NO HEAT! I went a week without heat and finally hired another company to come out and they fixed my heater in 1 visit and I had to pay for it myself. It was not the sequencer that was the problem, it was a contact switch. I requested to have my co pay refunded and AHS refused. Then I said I was cancelling my service with AHS and they hung up on me. So I tried to cancel the service online and there is no way to cancel it online. I had to dispute the charges with my CC for both the service call that did not fix the heater and any recurring charges to AHS!!! Updated on 02/05/2019: My first call to AHS was on 1/20/19. Here I am without my refrigerator repaired. No call back at first to see if anything was done. I had to call them several times. Their process is very unorganized. Imagine when I called back to report my fridge was still not working properly after the service technician came out and replaced the master control board. I was on hold for over 10 minutes, the rep stated how short staffed they were, she was looking at my "2nd request" after first was cancelled, which I had to initiate and still did not see any of the information was explaining to her. I even called the repair company back and they called and stated "we hoped it was just the control board but the fan needs to probably be replaced also, so we have to order it and it will take a few days, I will call once we have the part to schedule installment."
First of all you hoped it was just this. Technician stated my fridge should be back to the correct temperature my morning which it was not. No followup call to check that it was working properly or anything. I placed Several calls back to Mariah **, social media specialist at AHS, who first responded to my Consumer Affairs post even left a work number. I was not getting any response back from her.
So today I receive a call on 2/4/19. What happened before then. Are you so concerned about your image. Several referrals I received from our church friends who happen to have AHS and have had great service, but now I get the shoddy work and service. I guess a refrigerator not getting really cold is not very important. What if a person has food or items which I did. Thinking I would get a faster response, but I didn't. So now tell me, once they come out again and the "fan" does not work, how much longer will I have to be without a working refrigerator. It seems as if the service company did not actually know the problem. I should not have to wait this long. My refrigerator should have been replaced at this point. Two weeks to correct/service is ridiculous. All my friends gave rave reviews, and now this. How can you correct or make changes so something like this does not happen again. Please help me to understand and move forward, because I am not overjoyed at my first attempt to use this service as a home buyer.
Original Review: I placed a service request on 1/20/2019 and was assigned to Reliable Property Solutions, as it was more than just an icemaker repair. When I finally was able to reach Joni at RPS, she said that they were unable to do the service and would contact American Home Shield and let them know and they would reassign to another vendor. Since I had not received an email or call, I called AHS today and learned that the service request had been cancelled and would have to resubmit another one.
Needless to say I am very unhappy about this process. RPS should have been able to let them know that what I needed they could not do and have my request for service rescheduled. Or if information was shared I could have received a call from AHS to have this redone. This is very poor customer service and I have now been assigned another vendor who cannot come out for service until Thursday evening 1/24/19. AHS's process needs to be evaluated as to how to handle such an issue.

I called AHS on January 22nd and they said it was complete and I informed them the only thing the repair person did was diagnose the issue.
AHS informed me they never received a report on the diagnosis. It has now been 12 days since we have been without a washer. I understand that we could take our clothes to the laundromat, but shouldn't the repair be more timely? I asked if this was the standard time frame for repairs for other appliances such as a refrigerator? I was told it was. I couldn't imagine being without a refrigerator this long. I think I would be better off putting the cost of the monthly fee for AHS into a savings account and use that instead of their service. This is unacceptable.

Do not ever use American Home Shield. I have had a warranty with them for years, first time I had to use it my heat went out in the middle of the winter. Filed the claim, it was 3 days before they could get anyone out there. I called them and asked if I could use a local company that I knew would get someone out there the same day, they said no, because of the price. So they use the cheapest people they can find to do the work, those people use refurbished or used parts. So finally the technician comes out, is there for 5 minutes and says it's an electrical problem, I have to refer it out to an electrician. He said he was letting American Home Shield know. Never heard back from American Home Shield. Called them and after sitting on hold for 25 minutes the lady comes on and says she will have an electrician out the next day. No one ever called or showed up.
We finally called again and got the phone number to the electrician. The number they gave me to call was the home phone number of a much older lady. She said her son does the electrical work and we would have to call him, not her house. He doesn't answer, voicemail is full, never called back. My wife called American Home Shield and they finally agreed after going round and round with them for an hour to let us bring in someone local that was licensed, but they that had to call and set it up through American Home Shield and we had to pay it and get reimbursed. So I had them do that.
They come out the next morning and it is not just electrical. The motor is out in the unit. Of course the cut rate guy that came out the first time didn't even notice that. They call American Home Shield again before doing the work because American Home Shield has to approve the repair. American Home Shield then says that they did not authorize to bring in another HVAC repair company, just a licensed electrician. So now, even though the heating unit itself has an issue, they will only authorize the electrical work. They are sneaky and greedy. They will do anything they can to get out of paying your claim. I would never under any circumstances use American Home Shield again. It is an absolute waste of money. Save your $50 a month and pay for the repairs yourself, or get a good warranty company that actually cares about its clients.

We had a pipe burst and I called AHS because our warranty covered plumbing. When I called I was very specific that we had a burst pipe. After listening to terrible music for 30 minutes the rep who took my call submitted an expedited service request since, after all, we had no water. We received a service call from United Air Temp-- not a stellar operation-- fairly quickly. After tearing out the ceiling the technician informed us that our warranty does not cover burst pipes so we had to pay him $475. As it turns out, AHS only covers "leaky" pipes-- the kind of thing that almost any do-it-yourself guy can fix in less than an hour with $5 worth of parts from Home Depot. AHS collects your money. That is it. Save your annual premium and put it toward your next home repair-- that you can schedule yourself with a good company!
Good morning John,
Your frustrations are understood regarding the leaking pipe that was repaired. I would be glad to speak with you regarding the non covered cost paid to complete the repairs.

Our heater went out recently on our home that we just purchased back in December. We requested someone from AHS to come inspect the problem. The contractor they sent refused to do an adequate inspection. They looked at the circuit board and said that they wouldn't look any further until we paid to have that replaced. Then they tried to convince us that they were the only contractor with AHS and that we need to replace our entire system. I was not comfortable with this option so I sought out a second opinion. Since it is quite hard to speak to a person from AHS since it only would let me go through the service robot, we found someone else ourselves.
The company we went with did a thorough investigation and determined that we didn't need a new system, just a few parts and the rest of the system had at least 5 years of life left. I finally got to speak with someone from the AHS authorization department and explained what happened. In that conversation, they made it clear that they had no interest in resolving our warranty issues. The agent I spoke to couldn't have cared less that I wasn't satisfied in how AHS handled this issue. Moral of the story, when looking for a home warranty company don't settle for this one since their main interest is dodging satisfying repair claims. And don't let contractors fool you, apparently there is no regulation on contractors AHS uses.
Good morning Rebecca,

I would recommend American Home Shield. It’s good to have for anybody who owns a home, especially if they have older equipment inside it. I submit my claims with AHS online through my account and it’s easy navigating through the website. Normally, after I submit a claim, they assign a contractor to our place, and they contact me within 24 hours. And then, they make an appointment. The contractors text, call, or email me. I made a claim when there was a blockage, and we had a problem with the water supply in the basement. The pipes were making noise. C Mayes Plumbing & Heating was sent and while the technician was running a little late, he let me know that he would be there. I was fine with that. They serviced the sink and the water supply issue.

They did everything that I needed in a professional manner. I've been with AHS for about 15 years and they pretty much do what they say they’re gonna do.

When I called in a claim over the phone for a heating unit, the lady from AHS I talked to at their office was nice. She was concerned about our problem because it was getting cold. They got right on to it. The first time the repairman came out he got the heat going but by the time he got down the street, it went out again. So I called them at their office and the lady called the contractor and they sent the guy back. He said it was the control module that was kicking off. He showed us how to get it started if it kicks off again so it won't be cold. We did that a few times and then it stopped working. He came out again, and he looked at it. He told us it might be the control valve so they ordered a control valve and he came out and put it on. I had no more problems after that.
I'm glad AHS is there because it's hard to get a repairman out to do anything without somebody to talk to that know who to contact. I don't know anybody around here. My hot water heater went out, one Sunday morning, getting ready to go to church and the water had gone in the carport. So we got the hot water heater cut off. I called AHS and the guy came out and he looked at it. It took a few days. But you just can't make a phone call and then expect for 30 minutes later to get fixed. He said we need another hot water heater. I said okay and he answered he would take care of it. He came back the next day with a hot water heater, put it in and that was it.
Hello, Melvin. Thank you for letting us know about your service experience. It is great to know that we had someone in the area to resolve that hot water heater issue promptly.

One of our heat pumps in our house was not working right. We weren't getting heat out of it. I submitted a claim online to AHS and their site is excellent. I love it. The rep immediately texted me and said that the call had gone to them and that they would like to schedule an appointment, so I called the technicians immediately. And then they texted me a message, and they were due to come out on the day that we were getting a whole bunch of rain. So I called the man and told them if we could reschedule it 'cause I didn’t think it was fair for his technician to come out in all that rain, and he appreciated that. The technicians ended up coming out three days later and he was very good. We needed a new compressor, and he's ordered one. And they’ll finish up the service call when that all comes in. American Home Shield is worth every dime that I have to pay for in case I have a problem in the home. They're wonderful and excellent.

The day before Thanksgiving, my refrigerator stopped working due to a frozen ice maker. I called American Home Shield, but I knew no one was gonna be out here over the holidays. Glenn's then came over and they had to order a retro kit. After installing it, however, the ice maker kept freezing. Glenn's had to come back a few times, and unfortunately, they probably have to come back again in the future. Apparently, it's a Frigidaire issue.
With my air conditioning ducts, however, it's ridiculous that American Home Shield would not cover it. The system is an older one and the ducts themselves have to be wrapped in insulation in order for them not to drip to my ceiling. The AHS contractor came out. They filed the claim, but AHS said that they would not cover the insulation. They would if it was the actual duct, a cylindrical metal, but one thing cannot exist without the other. It has to be wrapped in insulation, otherwise, it causes condensation with the change between the cold air in the tube and the hot air in the attic. And that condensation leaks into my ceiling. I am satisfied with my experience with AHS for the most part but the issue with my air conditioning ducts didn't make any sense to me. It was totally disappointing.

Sometimes I cannot understand the people who have really thick accents. Also, sometimes, it just takes forever to get through, and I had some trouble three times ago with miscommunication. But, it always works out. It would just be so much easier if I could just do it online. I had two recent claims. The first one was a ceiling fan, and they decided I need a new one. So they sent one in, and I was pleased. The second one was a fan and a fixture. We waited for parts, but that was fine. So, everything was great. The technicians that they send out have been great. I've already referred people to AHS.

My dryer broke on a Monday and I called AHS the next day. They assigned a repair company who had a 1 star review on Google. I tried to get in touch with the repair company and got a VOICEMAIL FULL error. I called this company 17 times over a 6 day period. They sent someone out within 2 days, but said they needed a part; a part which would take another 7 working days. I called several local repair companies and all said they have that part IN STOCK. These companies then informed me that the repair company who AHS sent was known as a terrible company, and had many issues before. AHS tried to reach the repair company they hired and were unable to reach them for a whole week.
I recorded every single phone call with AHS reps (it is legal in my state) and was told by even the supervisors that they could not reach the company. I ended up, 6 days later, hiring another company who informed me they also do work for AHS. This company charged me a fair price of $450. AHS said they would give me $200 for the repair. They said this is what the repair cost, with the part they were sending, would have cost. So, in the end, AHS charged me $100 for the service call, and are offer me $200 total for a dryer repair. Online the part is $260 and multiple companies have told me there is no way to have fixed my dryer for $200 including the part. I am still trying to get AHS to refund my repair costs.

Customer service is terrible and refuse requests to speak to a supervisor or manager. Contractors that are sent out gives you run around and has bad reviews. Request for service to clear stoppage resulted in a quote of more than $2K to install a new sewer wash out because they could not locate one. We had to hire a company ourselves because we could not wait another 48 hours for a second opinion while we have no plumbing. The 5 star company we hired immediately found the sewer wash out and resolved the issue the same day.
A second request for service was for a slab leak. A contractor was sent out and advised that they needed to send someone else out to locate the leak. That was the last we heard from them. We tried multiple times to contact the contractor but our calls were not returned. AHS then assigned us to a different contractor for a 2nd opinion without calling us or letting us know why. We waited all weekend, while water was building up in our house as we still need running water during the day and cannot shut off water to the house. Called AHS first thing Monday morning and was told that it is within guidelines for the contractor to have up to 48 hours to contact us and weekends don’t count as business hours. They tried to contact the contractor but could not reach them.
We asked if we can get a different contractor because the leak was damaging our walls and carpet. AHS response was we have to give the contractor time to respond and cannot reassign because this is for a second opinion and by the way damages from the water while we wait is not covered. We did not ask for a second opinion and there was no communication on why one was requested and assigned to a different contractor. So it looks like my choices are to let the water damage continue to spread in my home and wait up to 48 hours for their contractor to call me to schedule someone for a second opinion or hire someone myself so I don’t have to pay more money to repair additional repairs on the water damage.
Good morning Rick,

I don’t ever write reviews, but my experience with this company was sooo bad I have to warn others. Please go with another company, especially if you live in a rural area. They left my tenant without AC for 3 days in the middle of Arizona summer who had a baby. This was while they searched for one of their vendors who would make the drive. After three days, they finally authorized an outside vendor. I had to pay out of pocket for the repairs ($650) which I was skeptical about, but was told I would be reimbursed. Well, this never happened.
Three months after submitting the paperwork, I called for the status of my refund. I was then told that the proper procedures weren't followed for an outside authorization. They told me that service provider never called them to verify the repair and cost (which did happen as my tenant called them and handed his phone to the technician to speak with AHS).
So bottom line, I’m out 650 for the repairs and 500 for a home warranty that wasn’t used. What’s the point of a warranty if they don’t cover things? Also, maybe even more frustrating, every time you call this place for claims expect to be on hold for 20-30 minutes. I made approximately 6 calls to them during this event and the average call duration was 40 minutes. If you looking to purchase a policy, you can speak to someone almost immediately. As I said, I almost never write a review but the service I was provided from this company was the worst I’ve experienced. I hope I can save one homeowner the headaches I dealt with.

American Home Shield is a good company. Once I went online and filed a claim with them for my heating and air unit. They sent Arizona TradeMasters and they were very good. A guy came to run some tests and then told me that the unit's compressor was gone. That had to be ordered. It took at least a week, which was a while, and the contractor kept blaming it on AHS. After the part came in, the contractor had to come back two other times. The first two guys who came here wired the replacement compressor wrong, so they had to do it again and it was still wrong. I know enough about heating and air and this could be dangerous. The third guy - the one who originally came out and diagnosed the problem - came out, fixed it and now the unit is working well. I've had warranties for the last three or four homes and AHS was the oldest one I bought and everything is good.

I was having issues with my garage door which would sporadically stop working. Sometimes, I would click the remote and it would start to go, but then it would stop or it wouldn’t open or close all the way. It kept doing that for about two weeks. All of a sudden, one day when I went to open the garage, the sprocket that drives the chain broke off and couldn’t do anything after that.
I called American Home Shield and had someone come out and look at that. I got the owner of Smokey’s to come down, and that was December 31st. When everybody else was home resting and enjoying their vacation, he came out and helped with my problem. I was really impressed and grateful for that. He was very thorough and he went through explaining the whole process. He told me that what happened to the sprocket was a very common thing that would happen with older garage motors where the sprocket would break off because over time, they would wear out. He showed me the part and noted that was pretty common. He took a brand new one out of his truck and opened it right in front of me, and I looked at it. It was really good service. I’ve had on and off home warranties in other homes, and I really like American Home Shield.

Our hot water heater broke December 30th. American Home Shield sent a plumber out to assess Jan 4th who said we needed a replacement. AHS wanted a second opinion, so they scheduled another plumber to come out a week later, on Jan 10th. This plumber said we were missing pieces and AHS said we'd have to pay $1,300 out of pocket because it wasn't covered under our plan. The missing piece was the windscreen (basically made of foil and not essential to the functionality of the water heater).
We replaced the missing part and AHS had a THIRD plumber come out a days later (Jan 15) who said it needed to be replaced but there were necessary "upgrades" that would cost $550 to replace. These "upgrades" cost less than $50 in materials (flex tubes and vent). Meanwhile, we have no hot water for most of January and resorted to taking cold showers. AHS is a scam and hires contractors that are incompetent and lazy. I wish a watchdog could shut them down so that people aren't scammed out of money and time.

Another time, I had a service call for the dishwasher. I made a call to AHS to have someone come out. I had to take off from work for the technician to come to my home to look at the dishwasher. When he came out, I told him everything that was wrong with the dishwasher. He told me we needed to use a different pod brand and a different rinse aid brand, but that had nothing to do with the issue. Using a different brand was not gonna fix the issue. He wanted me to run it for another 30 days then call back if the problem still existed. I used the dishwasher for another day with the issue. I had to run the dish cycle for at least three hours and wastewater and electricity, but my issue was not fixed. I definitely was not happy about the service or the technician. Plus, I could not understand him because of the huge language barrier.
I could not wait 30 days and ended up having to call AHS a week after. I told them that the problem was still going on and to have a senior technician come out. Lo and behold, they sent the same technician. I had to take another day off of work. While he was driving to me, asked me what was wrong with my dishwasher. I told him that it was the same thing that was wrong with it last week. He came to my house for 10 minutes and proceeded to order the part. He should have ordered the parts when he came out the first time. It's going to take 7 to 10 days for the parts to come in and he gave me February 16th as the date when he can come in and install the part. They did it before, and they gave me the $100 back.
When that person came in and solved the problem, they should've taken out the equipment in the tank and put in new parts. Then, later on, there was a flood that destroyed my house, from upstairs to downstairs. I had to have Roto-Rooter come out and they tore out all my walls, my floors, and my cabinets. My house was in such disarray because they were looking for mold and mildew. My house has been like this ever since December the 31st and I hadn't gotten the $100 back for this time in December. AHS hasn't put it back in my account.
If AHS has a subcontractor come out and do service for a person, and they take out the $100, I don’t give the $100 to the people that come out. They should know whether that company did service or not. It should be some transaction between AHS and the subcontractor that they want to come out and do the business. American Home Shield has been great for the most part. We've had a few glitches here and there, but they were resolved, so I'm satisfied with them. They’ve been great to help with my issues in my home. I am just hoping that they have a larger pool of plumbers. I usually have my own plumber because I didn’t like the plumbers that were available to me in DC. I am reluctant sometimes to use certain industries for my work because of some past experiences. I generally wouldn't go to AHS even though I have plumbing.
I tweaked my plan because it was getting too expensive to maintain, but they were great in letting me know that there were some other options, so I scaled it down to appliances only, which doesn’t include plumbing. Long ago, I wasn’t happy with the plumbers and those were the only ones that were available. Their people are available according to where you are and you have to select with that pool. When my heater quit on me, I filed a claim to American Home Shield over the phone. Submitting a claim to them is extremely easy. The technician was able to come out that same day. He looked at it and said that it was not working and we had to replace it. They had to order it, and they did all the paperwork. I didn't have to do anything, which was very, very nice.
The hardest thing was it was an older heater, so getting one to replace it took three weeks and that wasn't so great. We had to order something and wait for it. It was cold, but I got a wood burning stove which was my secondary heat source, and everything else was electric. The only drawback was if I don't have that secondary heat source in that being winter time. We'd have to go to a hotel for three weeks and that would have been out of pocket. If they could have gotten the heater locally or replaced it with something different, it would be good. But as soon as the order got in, the technician was up here and put it in. It went very smoothly. Everything has been working wonderfully since then. Also everybody at AHS was great. They kept me up-to-date and let me know what was going on. I would definitely recommend them.

This has been an ongoing service order since September 2018, 4 months and still do not have a working dishwasher. 2 times excuses were waiting on a part. Next time service tech did not show after I keep losing money taking off work. AHS representatives stating they will get back with me and then do not, I have to keep calling and contacting them. Still trying to get this resolved. Four months I have given them to try and resolve this issue. Unacceptable for a company to operate this way!!! If there was a zero star rating I would have selected that as the lowest rating.

I placed a request for service on a plumbing problem, a contractor of your choice was sent out, and determined that the problem was TWO pressure valves that need to be replaced. Access to these two valves is under a board that just lifts out and is very easily accessible. They are telling me that they need to dig up my yard at a fee of $600.00 plus. When I called your office, and explained this to them they told me it would be another service call to send out a different contractor. This is not right in my opinion, as you selected this fraudulent contractor in the first place. This repair requires only the TWO valves and a couple of ¾" wrenches to repair. Cost should be no more than $200.00. I want to cancel my contract at no penalty to me, and have my wasted $100.00 service fee returned to me.

My heat pump will warm up the house and then cool it down. I called AHS and they sent a guy after a few days. He tells my friend that it needs replacing but tells AHS it’s running to the best of its ability, that it has severe rust. Well it's January 18th and AHS tells me to call when it quits. The temperature is supposed to be 15 degrees with a wind chill in the negative numbers on Monday. This company only helps when something quits. No maintenance. I’m not happy.

Our heat was not coming on and we called American Home Shield and the process was super simple. I got a callback immediately and they sent two guys out the same day. The two guys did something and the heat came on but then that night, we had another problem with it. It turned out there was something wrong with our thermostat. They came back the next day and they replaced our thermostat and they were very fast. My experience with AHS was awesome. They exceeded my expectations.
That is awesome news! The temps have been really lo so I understand how important it is to have a service that you can rely on. Thank you for your positive feedback.

I have had AHS for several years on and off usually it's ok. My wall furnace heater broke so I made an appt. It was fixed for a couple of hours and would break and this happened 2 more appointments later. Finally, they say they will "replace" the unit. The unit is in a sunroom and the entire room walls are windows. The current unit is 14 x 17. The unit they are demanding I take is 16" wide and 63" high. so in order to install the replacement I would have to cut through a support beam and cut 2 different windows in half to fit the unit in. See picture.
I spoke to a supervisor explaining the problem and I told her, this is impossible to install, it compromises the integrity of the building. Her response, well this is our offer and that's that. The unit they are telling me to install doesn't even meet local building code, which is outlined in the account agreement, however they don't care. I even offered a deal where if they offered me cash for a like unit I would take it and bear removal and installation responsibility for a new unit. They wouldn't take it. I am trying to save these guys money but they still refuse.
If I don't have resolution soon (it's winter in Chicago so not having heat is fairly uncomfortable) I am filling a complaint with the IL attorney general's office and AHS can deal directly with their lawyers. Given that AHS is in breach of contract by not supplying me with a "like" unit and demanding I take a unit that doesn't pass building code, I think the Atty General's office is going to come down hard on them for not resolving this sooner.
I certainly hate to hear that you have received less than satisfactory service. I will follow up with you as soon as possible in an effort to assist with unresolved issues. Thanks for your patience.

AHS does not enforce any maximum response period so repairs can take a long time from start to finish. This can mean doing without a critical appliance for too long. My dryer stopped drying so I scheduled a repair and talked to a provider in 2 days, tech couldn't come out for a week. When he came he did not see the problem so nothing was fixed. It happened again the following week so another week to get a return visit. He returned and found the problem but another week to order a part. Part arrived and 2 weeks to schedule a visit to install it. Start to finish for being without a functioning dryer, a month and a half.

FRAUD ALERT! American Home Shield and its network of service companies are conducting an organized fraud! My furnace made a sound suddenly Friday night and stopped blowing hot air! I called the American Home Shield as my home warranty and submit a service request the next day. They assigned me Metropolitan Heating and Air Conditioning to come and check. Once they been assigned I looked them up on Google and saw all the bad reviews! I got worried and I decided to call AHS first thing on Monday to ask for another company. But to my surprise, Metropolitan called the same day and said they had an opening and could come over to take a look at the furnace in an hour! I thought wow, that was fast and sounds great because it was really cold and I didn't want to spend the weekend with no heater! So I agreed and I thought maybe those couple of 5 stars are truer!
He came in, acted very friendly and nice, opened the closet door to furnace, took a picture, closed the door and wrote on a paper that the unit needs to be replaced and gave me a copy and said he will submit it to the warranty company and it might take 7-10 days for replacing the unit, and he left. The whole thing was under 5 minutes! He DID NOT EVEN TRY to turn on the unit and see if it was working or not or what was the problem! I got really worried but then I fooled myself maybe he is very experienced! And sure enough, as everybody else mentioned on those bad reviews, I got a call from AHS saying your claim was rejected because the technician believes the problem was pre-existing!! WHAT? I asked, "based on what evidence? Do you mean that we've been in freezing cold weather with no heater for months? NONSENSE!"
She had no answer and simply said that, “This is what the technician reported and we will go with that!” She then said, “We can send another company for a second opinion but if they say the same thing there is another $100 service fee.” I asked her who would be the other company because I want to Google them before having them come in. She gave me another name and when I searched, guess what! Same reviews! I asked for another company, the same thing! She gave me 5 different names and they all had the same bad reviews about people paid the service fee for nothing! That is where I realized it's an organized fraud! They are just looking for the $100 service fee! $100 for 5 minutes doing basically NOTHING! That is good money!
After that, I called Metropolitan to simply ask based on what he concluded that it was pre-existing? And sure enough, he did not answer and never returned my calls! I told the story to a friend of mine. He referred me to another technician that he knew. The guy came in and in 20 minutes fixed the furnace by replacing some wires for $180! My furnace is working even better than before now! As the other reviewer suggested, I'm going to file with the state for this fraud as well! And I recommend everyone to do the same so we can stop these guys from rubbing people!

My hot water heater did not stop working but the hot water would leak out through the overflow every time it would heat the water. So, not only was I wasting gallons and gallons of water but it also took forever to finally replace it. I had to call the repair company to find out when they were gonna do it. AHS should keep better contact with the customers and should have followed up. I shouldn’t have had to call the repair company. AHS was happy to replace it but they wanted to make sure that I knew that they were gonna have to make all kinds of modifications in it. It was gonna cost me more and I didn’t have a lot of choice. I was charged the $75 for the house call and I was also charged $475 for the modification. My house is only 20 years old and should not have needed those. So, I’m not happy with American Home Shield. On the other hand, the technician was okay and the water heater that he put in works fine.

We had a heating problem and American Home Shield sent Anthem Mechanical out. It wasn’t working at all. It needed something about the heater. And they came and replaced it. Submitting the claim was very easy. The only problem I have is until I get them on the phone. I call them and I get at least a half-hour wait before somebody gets on the phone. Once I get that far, they’re great because then, I tell them the problem, they send somebody out, and they take care of it.
They were very helpful. They asked me my problems, I told them what was wrong, they sent out this guy from Mechanical, he came and went to check everything with our heater and air conditioner up in the attic. He put on the thermostat and it worked, but no heat came out. So, he found a part that he needed, they had to order it and it took about a week or so until they got it, and they came back and fixed it.
I've been with AHS for several years and I have multiple policies. There was one time that I had a bad contractor. We had the condensation pipes clogged up and we had a leak and it spilled out. They sent out two guys, and all they spoke was Polish. And all they knew were, “No water,” “Air conditioner good.” And finally, they sent out a guy who spoke English, and he found the leak and he fixed it. But until that point, it was misery.

I had a claim for a leaky toilet and American Home Shield sent out Dockside Plumbing. Their technician got the job done and he did it well. He came twice for two different reasons and got both of them done quickly and very professional. The only thing I don’t like about AHS is that they have changed the payment. I do the monthly payments to them, so I have it yearly, but they've now changed it. Instead of paying $75 to the contractor, I now pay them directly. They have it where either the contractor could take the money out right then or they take it out right after the service. But they take it immediately out of my account, which is fine because the money is there. But, in a way, it rubbed me the wrong way, only because it took any control of payment away from me. Other than that, I'm very satisfied with my experience with this company.

We always submit our claims with AHS online. Their website is okay, but we can’t really put in details of what the claim is, and we have to depend on discussions whenever they call to follow up and schedule the appointments. And if there’s more than one thing like when we had two appliance issues, it's not easy to get data via the website. When we had an issue with the light on the vent hood and there was a warming sensor that was not functioning on my cooktop, my spouse filed our claim and N & K Appliance Service came out. They were courteous, clean, and respectful. The warming sensor works now. Before the repair, the light in the vent hood was irritating and to be able to see now is great. I recommend a home warranty on your house. It’s very valuable.

Then I was finally able to get an appointment on the 27th of December. The dryer technician came out. I had a four-hour window where the technicians were supposed to both come, and the second technician was coming from very far, so I was stuck at home all day long. He didn't come until much, much later. The first technician went quickly and the dryer was taken care of, but the second technician took a long time and then he had to order a part. So, I have been without an oven since November.
The oven technician is supposed to come back out today with the part. Hopefully it's gonna get taken care of today, and that would be really nice. Both the technicians were polite and communicative. But it has been a little complicated with scheduling the appointment. It would be nice if it would go a little smoother next time.

The dishwasher was not working and I called American Home Shield to file a claim. I talked to them about it before and I didn't know if they put it in or what. It took three weeks to get the part and then two weeks before for the contractor first came out. When the Premier Appliance Services came, the guy saw the part that was in the drawer, it had to do with the electrical-- a fuse inside the door was burned out so he put another one in. About a week later, the thing went out again. The contractor came out the second time. He told me that we'd go outside. I already checked the outside before if the switch was off as it might be loosed and there was nothing wrong with that.
On the side, there was nothing floating that was in the dishwasher before. But he pulled off this flat thing and said that that was the reason, the steam must've gotten it inside there and cut it off. That thing was not in there before. There was no hole in there to where it would go up inside the door that was why I didn't understand how could he say that was it. I don't trust him for one damn thing. I think he lied. He took a picture of that being in there and he didn't tell me what he wrote. He said that was the cause. It's been over a week now and nobody contacted me on what's going on with it. I've been washing my dishes by hand for three months now. I'm gonna call AHS back up again. According to what their thing said, they make it clear that if the unit doesn't get fixed, like fixing it the first time and if something happens again, they'll replace it. They make a big deal about it but that's a bunch of bull. They don't replace anything. Are they kidding me?

Recently, our water heater was leaking on the bottom and all over the floor, and we filed a claim with AHS. The contractor that they sent took three days to come out because it was the holiday. It was very nice dealing with them, but the only thing that I didn’t understand was that I had to pay $225 because a new code came out that you've got to have a pan under the water heater now. We had a claim with American Home Shield where we had A-Plus Plumbing out here to look at a couple things. It was our overflow valve that was being a little runny. However, they didn't show up anywhere near their window when they were supposed to and the lady snapped at me and interrupted me, so we ended up not proceeding. We ended up finding our own plumber. Submitting the claim itself with American Home Shield is easy, although if I try to go through the phone number, then the wait times can be extremely long, up to an hour. And if I try to discuss through a claim there, then I also wait a really long time for that too. However, if I submit online, then it is not too bad.
We also had an issue with what we thought was a leaky bathtub a while back and we had a technician come out. He looked at it and said that it didn't have anything to do with the tub. He didn't do any work, but he tried to make me pay for it even though no real work was done. I escalated it up to a supervisor, and it was a nightmare. She was super not sympathetic at all and was not very customer-friendly and wasn't trying to understand. She was just trying to shut me down and hoped that I would just give up and pay for a service that I didn't actually get.
This time around, dealing with the plumbing incident I had, the supervisor was a lot better. It was touch and go. We've had instances where we had somebody come out, but we had to cancel, and we ended up getting a call confirming that the person is coming out, but we had to tell them not to bother. The reps were polite enough, but they were not necessarily reliable. American Home Shield has been about as good as any home warranty I've worked with, which isn't great. I'm more wary of them than not. If you call them up, you might not end up getting the service that you expect or the service at all. You might end up having to fight it out. But at the same time they fulfilled their services.
Good evening Hunter,

Blue Star always sent a crew of two plumbers together. The plumbers came in, introduced themselves, and got about their work. First, they took a look at everything that needed to be done, then they went about getting the problem serviced. If there was anything that they couldn't handle at the time, they arranged for the parts and called back. They handled everything in a timely fashion. I called them, submitted it over the phone and they took care of business. The contractor was a very nice guy as well and I recommend them to anyone. I appreciate AHS.
Good morning Lacy,

The dishwasher wasn't draining and my wife submitted a claim to American Home Shield over on the computer. The contractors were here the next day and we had a great interaction with them. They were very friendly and explained exactly what was going on and what they were gonna do. They fixed it in less than 10 minutes. It wasn't fun when the dishwasher didn't work so our day-to-day operation greatly improved once it was repaired. Everything's been great since then and we were very satisfied. Having a warranty is very valuable. I travel, so it gives me peace of mind to know that when something goes on at the house, I am not worrying about bringing a contractor out that we don't know. We trust the groups that American Home Shield sends out and we know that the job is gonna get done properly.

I had no heat in my house and it’s 30 degrees outside. I submitted a claim to AHS and I got an immediate reply that they were doing it. They told me who they were sending. I’d already had experience with that company before, a year or two ago, and I was happy with it. I told the contractor where I thought the problem was. He said I was right. He checked it out and everything went fine.
He did not fix it perchance, but he analyzed it, knew what it was and he got it working. I had to put a new breaker in, something he didn’t do, but I had no way to know that otherwise. So, I’m very happy with it. It was the best $75 I had to put for diagnosis. I thought it was the same problem that it had before with the heater, but it turned out to be the circuit breaker. We got that fixed ‘cause it would work intermittently. I was very pleased with the services. This is the 7th year I’ve used AHS and I plan to use them more. I will contract to have them on board and I really appreciate it.
Good morning, James. Thank you for your continued years of patronage. We truly appreciate that you are sharing your positive experience.

I've been a Realtor for 30 years. We keep the American Home Shield policy on full time and I don’t sell or list a house unless that policy is on or in effect. It's the best insurance plan there is on the planet. They never argue about anything and they come out and do the job. I'm very pleased with the service and their price. I've been doing this for years with a lot of different people and they've never had a complaint, including myself. The website navigation when filing a claim is very simple. When I've had a couple of things in my own personal residence, I just went online, told them the problem and within a few minutes, I got an answer about who would be calling and who to call. My experience with American Home Shield couldn't get any better and I would highly recommend it.

We had a problem with our washing machine and our refrigerator, and I had a very easy experience in submitting the claims to American Home Shield. They sent out Appliance Pros of Tallahassee within 24 hours. Appliance Pros also contacted me those times and they were at my house within 24 hours of the initial call. They were very friendly, polite, and respectful of my home. I was comfortable having them there and I didn’t feel like they were trampling through the house. They did a great job and gave good customer service too. The quality of the repairs have been excellent and I have had no issues since those were fixed. We've been under the AHS program for a year now and I’m pleased with their service. In this day and age, I don’t expect to have good customer service anymore so it’s wonderful to get it. I would highly recommend American Home Shield.

We were smelling like a rubber burning in the dryer so we needed somebody to come out and take a look at that. I filed a claim to American Home Shield, and the technician from JR’s Appliance Repair came in the next day to assess the situation. He had to order parts. Then he got back in here and replaced the parts. This was over the holidays between Christmas and New Year, and the repair took a week. The service has been great and the dryer has been working great since then. I've done a half dozen claims with American Home Shield so far, and it worked out really well. It takes less than six hours for them to reach out to us and schedule an appointment. It's quick. The technicians have been very personable and easy to deal with, too. I've been really happy with AHS.

I called American Home Shield to submit a claim since I was not good with computers. One side of my cooktop was not working and the contractors changed the coil. They were professional and came in on time. Usually, everything is working once they fix it.

American Home Shield is great. Whenever I'd speak to their reps, the experience has been good. They'd help out and they knew what I was talking about. The last contractor that they sent out was perfect, too. My heater wasn’t working and they sent Oasis Heating & Air out for it. However, the guy from On Time Plumbing was terrible. He came out four times and it was just a waste of my time and money as I took off work three times. He also came on his own the day I wasn't home. Then, the last gentleman came out and fixed the problem, and it was okay. He was good.

We had a different company before and American Home Shield gave us better service. AHS's price is also a little less expensive while the previous company kept raising the price on us every year. We recently had a problem with leaking underneath the sink. We called AHS to file a claim, and we had to wait on the line for about 30 minutes to talk to a representative. Even so, they were nice and did a great job. The techs came out here over Christmas to see what the problem was, and then they had to order the part. They came back and put the part in. All they did was replace the gasket, and everything has been fine afterwards.
We like having the warranty because we have multiple houses and when our air conditioning system goes out, it’d cost us $5,000. When we had an issue with our air conditioning, AHS didn’t replace it but just had it fixed for us. If we talk to them, they will not say that we need a new air conditioning system right away. Instead, they'll fix the part or whatever issue it is. That’s okay with us because if we call a heating and air company, they’d find a part broken, say that we need a new system and we're stuck. With AHS, we know that they will tell us the truth because they don’t wanna put a new air conditioning system if they can avoid it.
Hello, Jack. Thank you for letting us know about your service experiences. AHS appreciates your patronage over the years.

Since my free-standing icemaker is not working, I submitted a claim to American Home Shield over the phone. The rep was pretty good and she took care of it very well. They assigned Seven H Homes, which is a company that I have done business with numerous times also through American Shield. And they’ve always been quicker about getting back than anyone else. They are very reliable. However, this time, I think the man who owns it was out of town. They would have sent somebody out but they asked me if I would like the man who's been working on my icemaker before to come out. They told me he wouldn't be back until Tuesday but that was fine. I didn't have a problem with that at all. He is a good guy. I can't say that for one a long time ago though. We had problems with American Home Shield then and I haven’t found a good plumber. But otherwise, I’ve been blessed.

I had a repair technician and I was calling this person every month to do my repairs. My daughter said she has American Home Shield and I asked her how they've been. She told me about the little combo that they did for her. I said that if they do all these kinds of repairs, it would be beneficial for me. I was also shopping around a bit with these other warranty people, and they told me they felt that they didn't do as much of the stuff that American Home Shield did, so I went with American Home Shield. My most recent claim with them was after Christmas. I had a problem with my heat and I called them three or four times. R&K came out and the contractor was professional. He told me everything about the issue. Since the repair, everything has been fine. If you're a homeowner and you need help, having American Home Shield would would be beneficial. It's very sufficient for me.
Hello, Valencia. Thank you for all of that positive feedback. We are pleased to know that you were referred by your daughter and that her experience has also been positive.

Our oven door came off and that was pretty bad. It was on Christmas too. Our ice maker hadn’t been working either so we did a claim online for both at the same time. American Home Shield's website was very user-friendly and I was surprised at how quickly the contractor called because it was the day after Christmas. They were out by Friday and they showed up when they said they would. They fixed the over door in 45 minutes and everything is working great now so I was happy with it.

One of our garage door openers completely stopped functioning. We called America Home Shield and set up an appointment. The technicians came out and we had them check both of the garage door openers because they were both installed the same day seven years ago. They did a very nice job. They came back and there was some issue with the motion detector. It wasn’t working properly and they fixed it. They were very professional. They had everything that they needed right on their truck.
It used to take a week to two weeks to get on somebody's schedule when we filed our claims. But that doesn’t seem to be the case anymore, which is nice. For instance, on the garage door that we just did, it wasn’t working. I disconnected it, and was able to lower the garage door to close it for the evening, and then I grabbed my phone, placed the order request. Instantly, there was a text telling me the specific company would be calling me. The contractor called back the next day to set up the schedule, and their next availability was only a day or two out. They came, and they almost got it all done that day. There were a couple of things that hadn’t been squared away and with no crisis, and then they were here on a Wednesday, and they came back that same week on Friday and finished the details. They were in and out in 10 minutes. It was very fast. Even my son was impressed. It's pretty tough to impress a 17-year old.
We had filed a claim one of the same garage doors about two years ago, and the fellow that came out and charged us about 300 bucks in addition to the service call charge. But all he did was put nylon rollers on the garage doors themselves which was nice, but unnecessary. We had to pay $300 for him to work on the electrical unit that's on the ceiling of our garage. But the last guy that came to do a microwave repair for us before the holidays was fantastic. He really, really did a nice job. I've been very, very pleased with the response and the service that I got from American Home Shield. Sometimes, it may take an extra visit. We may have to order parts, and wait for the parts to come in for a few days, but I don’t find that to be out of the norm.
