90% of the time, our experience when submitting a claim with American Home Shield has been good. My wife works out of the office so she just goes online to file a claim. It’s easier that way. She doesn’t like sitting there and waiting for a line to open up. She goes online and punch, punch, punch. Then we get the confirmation from the company that they’re coming out. They also make a phone call and verify the time they’re coming. We communicate that so that we get a response. Everything is pretty good on that end. But sometimes, American Home Shield would send somebody that do the minimum amount of work. I guess sometimes, the vendors don’t make the money so they don’t want to put a lot of effort into the work. They do the minimum that they can get away with if I don’t keep on top of it. I gotta push the issue sometimes.

Recently, we were having issues with the freezer and it was leaking. We had to shut our water off and it messed the line up a little. One of the sinks broke. it was like when everything goes, it all goes at once. We got it fixed though and Premier Appliance did all right. Just like in any business, you get some real quality people and then you get the learners, the ones who really don’t want to be there. But if that happens, we just send them back and get us somebody else. We’ve used American Home Shield since we’ve had the home so that in itself will tell that we’re okay with them.

We bought the house in July and because this house is about 15 years old, we required a warranty on it. From my experience, American Home Shield has done a good job. When we had a leak in the shower, On Time Plumbing, Heating & Air got to us quickly and took care of it. I showed them where it was and pretty much immediately, they diagnosed it was an issue with the drain head. The sealer had gone out but they took it apart and resealed it, and I haven't had a leak since them.

I noticed that it was cold in the house and the heat wasn't working, so I went over to the thermostat and tried to crank it up a little, but it still wasn't responding. It said on the thermostat, "No AC power," so my husband tried to check the fuses and the breakers. We tried to do everything we could on our end and when we were not successful, I called American Home Shield. It was on a Sunday and I thought for sure that it was gonna be a couple of days of waiting, but they scheduled us and someone was out the very next day from Total Air Care.

Brandon, the tech, was very nice and very knowledgeable. He was in uniform and clean and he explained everything that he was doing. He replaced the thermostat and found a couple of other things that may have been an issue. He also checked all the units. However, I had a problem the next day and had to call them back. They came back that day and fixed it. Everyone was really nice. When I had to call back, I asked if I had to call American Home Shield again or just call them directly. They said, "No. Within 72 hours, it's not a problem," and they had someone out within two to three hours. Everything has been working well so far since then.

We also had a problem with the refrigerator at some point and someone came out for that and it was a good experience as well. It took a little longer to fix, but it was because it took longer for the parts to come in. The customer service has been great whenever I call American Home Shield. Everyone is skeptical at first because you read so many bad reviews about how long it takes and that customer service is poor usually, but I haven't experienced that yet. Every time I call in, I speak to a person. At work, I'm online and it is very user-friendly and it makes it easier. I just pay a deductible and save a ton of money and deal with professional people.

Although the garage door was opening, it wasn’t closing properly and for that, I submitted a claim online. That was extremely easy. Someone called the next day and scheduled a time to come out. The response time was pretty standard. The guy who came out was on time and he called before he arrived. He was able to resolve the problem quickly and it has been working great since then.

My toilet was leaking and it had a stoppage in it. I called American Home Shield to file a claim and the guy from Air Pro Master came out and told me that there was a crack in the toilet and that we needed to replace it. He didn't work on the stoppage at all and just said that he would be back. He came back in a week with the toilet that he put in. He also snaked through the toilet for about half a day. Overnight, the toilet worked, and then, it backed up again. So, I called back in and they eventually came out again. The plumber snaked through the toilet and the same thing happened again. It was good for a little bit and then it stopped again and it wouldn’t flush right. I called back again and told the contractor how it was.

American Home Shield called and said that they would have the contractor come out and we were gonna have a senior plumber and he was gonna have a camera with him. He would check and find out what was going on. It was the same guy who has been coming out all the other times who came out but he had a camera with him. He sent the thing down and he told me that there was a pipe across my sewer line. I asked him how he could tell that it was a pipe. He insisted that he knew it was a pipe. I said I needed it fixed and he went on to say that he has to go back in and call American Home Shield and get the extra equipment that he needed.

The day after, I got a call from American Home Shield and the rep was basically threatening me that he would be glad if there would be a second opinion, but if they said that it was the same thing, I would have to end up paying for it all. So, mainly, after going back and forth with him, he was a jerk. I told him to just do it. So, I went home and I kept telling him that I didn’t have a lot of time. He kept trying to make me ask questions. I have a friend whose husband got a plumbing company and while he doesn't do stuff like mine, when I told him what was going on, he told me that it will be the first he had ever heard of a pipe going through the sewer line. We have lived in this house for 29 years and this trouble only started within the last couple of years. So, he said he would see what he could do and he proceeded to go to Elliott. It's a plumbing company that he always refer to.

Two of the top people from Elliott’s came out. They had a camera with them too and they went in. When one of their people came out, he told me that it was not a pipe but calcium buildup on the pipe and it was causing it to clog up. They said they would be back on Friday and they would auger it through and get it taken care of. It would be under $200. So, I called American Home Shield back and told them what was going on. When I talked to the first person, I asked for a supervisor. This other lady then came on the line and she made me think that she was a supervisor. They weren't even paying attention. I didn’t even know that they understood what I was talking about. I finally said that I needed to speak with their supervisor and she said she would get me a supervisor.

So, this man came on the line and I explained everything. He asked if I called in ahead of time to get an okay for another plumber to come out. I told him no. He then said that they couldn't pay for this other plumber. I told him it was fine but I wanted my $75 back that I paid to get the other company out. He said he could do that. I said that was fine and that was where I left it. I'm assuming that I got my $75 back. I've had to call back somebody before and they’ve always been very good about that.

I was livid about the whole thing. It was horrible. AHS is usually good and I have had good luck with the companies that have come out for anything that I needed to do. I've had the service for a number of years but this was crazy. When I called, I told them that they needed to understand that Air Pro Master wanted $1,400 to come out and tear out my wall to get the pipe out of the sewer line. I don't know whether the company was ignorant or whether they were trying to pull a fast one. That’s up to AHS to decide but I was not happy about the whole thing. We had a problem with the light of a fan and it was not a good experience either, but AHS took care of it. I've always had a fairly good experience with them. I have referred people to American Home Shield before but if it's just with this experience, I wouldn’t refer anybody to them.

I started calling on both of them, but then they mentioned just to go ahead and go online to file it. So I filed online on both. Right Appliance had to come back twice because they had to order parts. I filed it on a Sunday. They were out there the Tuesday of that week so it was pretty quick. They were very knowledgeable and very effective. The contractor really knew what he was talking about. It seems like the LEDs seemed brighter than they did from the date that I bought the fridge.

The plumbing was backing up so I pulled out the coverage and was pleasantly surprised that it was an element that was covered. It was a weekend, so dealing with it was challenging. A neighbor tried to help me snake out the line but he was unsuccessful. The person American Home Shield first assigned wasn't gonna be able to come out until Thursday. I called American Home Shield and said that that wasn't acceptable, so they worked to find one who would come out that day. I appreciate the fact she put me on hold and called a couple of people, and then came up with a service provider who could come out quicker. The gentleman who came out was really helpful. I paid a $75 service fee to clear my line and then when he hit obstacles at the street level, he told me I had to call the city. It turned out that it wasn't my problem because it wasn’t on my property. It was on the city street level. So, then, the city had to come out and take care of it.

I've been with American Home Shield for 20 plus years and I've noticed that their service calls have been better. The last couple of times have been awesome. Even my husband said they've come a long way since the beginning. But one time, my hot water tank was leaking. It started with the rust. That tank was there since 2005 so we got a lot of wear out of it. I called American Home Shield and the rep told me that it was not covered. I asked her nicely, "Do I have to wait until the tank goes?" She came back and told me that they were going to do it but I gotta pay the service fee. I said I didn't have a problem with that and she said, "And if it's not covered, then you do know that you're responsible?" I wasn't pleased with it.

By the time the techs got here, it was leaking more but they caught it just in time before my cellar got flooded. The service was excellent and I'm more than pleased with it. I've put AHS' name out there to a couple of people that asked and I also had a sister that had them. She was not happy with them so I told her to give it a second chance.

He came right out and got the issue taken care of in hardly any time at all, and we were back to normal. The toilet's performance has been great since the repair and we haven't had any issues with it at all. Our experience with AHS went really great and the contractor was helpful. American Home Shield was part of the package when we bought the house. We've had it for a couple of years now and everything's been great, so far. When I submit a claim, I do it online. It's faster and I have no problems navigating the website. Recently, we had an issue with our hot water heater. A technician from Lone Star Water came out and checked it. There was a code they could put in to override it and start it up again. But the override they had done lasted only for a day, so they went ahead and ordered the replacement part for me.

There was also a time when techs sent out by American Home Shield got our microwave fixed. They also worked on the air conditioner a couple of times. Overall, AHS is a great company and I'm happy with the technicians who have been out at my house. If someone would ask me about them, I'd say go ahead and do it. They have a low service fee that they have to pay if somebody comes out. It's great compared to what they would have to do without the service.

Our fan wouldn't come on and blow the heat through the house. The electricity was going to the fan but it wasn't moving so I submitted a claim to American Home Shield. So far, I've used the two different methods when submitting claims to them. One time, I've called them and a few times, I've gone online, which I prefer. It's fast and so easy. I just log in and hit a button, and then answer why I need service, hit submit, and somebody calls me. The tech that AHS sent out assessed the fan and realized it was a motor on the fan that went bad so he swapped out the motor with a brand-new one. He did a really good job. He had to change the heat pump the last time he was here so we really like him.

Their techs have always been very nice and professional, super friendly and always walk us through what they're doing, why they're doing it and what needs to be done. I'm glad I bought a home warranty from American Home Shield. I've gotten what I've needed from them. My real estate agent strongly suggested it and he was right.

It happened on a Friday and when I made the phone call to American Home Shield, the next available person would’ve been available for Tuesday. Some lady helped me and the contractor that came out was most excellent. I told them the situation. It was a pinhole leak and there was not too much evidence but you could hear it. They heard it and figured out that it was in my wife’s closet. They saw the water squirting out of the pipe, cut a section and repaired it. It didn’t take them that long and they were most professional. Keep up what you’re doing, American Home Shield, and everything will be fine.

We had some issues with the electric garage door. I submitted a claim to American Home Shield. For the most part, submitting a claim is good. However, it can be a little challenging trying to go through the process, but that's the bureaucracy they have. I normally submit a claim online. But AHS needs to develop an app and it should be much more user-friendly with a better user interface. With that user interface, it also needs to provide us a better user experience. The website is very kludgy. It's not intuitive.

Even so, the techs who came for the garage door were fantastic. I got to meet their owner and his name is Darryl. Also, we had a bad refrigerator. But we're actually waiting on them to authorize a new part right now. That goes into a black hole and we don't get any communication from them. They should do a better job of letting us know the status and letting us know what's going on. But they've been a better partner. I would tell others that they should definitely use American Home Shield.

I've been with American Home Shield for 20 years and they have been very good. The price was good as I was paying $40 for each visit. But now, I pay 75 and the service is worse. I don't have hot water now. I asked for help, then they assigned the contractor. That guy came and he said it has to be replaced. No decision was made. Then I called again, and again. But he fixed for a while. Today, it broke again so I called back. They sent another technician. The guy said again that it has to be replaced. AHS is offering to give me $359, where the cost of the heater is $301 and they are paying the contractor $58 for labor. Still, I have to pay them $550 for the labor. When I looked at Lowe's, the price of a heater is $400. I also don't want that contractor because those guys will be getting this heater from AHS, and I don't know what they are putting, because eight years ago they put in a new system and it's not working anymore.

I don't want to use them for repairs of my heater. They sent me a contractor who I don't trust, and I told them I don't want that contractor. But they said I had to take it and they could not change it. The people who are working at AHS are really nice but the regulations that they have probably don't allow them to be nice and helpful to customers. Eight years ago, I had replaced my hot water tank and I paid only $50. Now, I have to pay $550 because there are some regulations. I have to pay for the removal of the old one, for re-piping and for the labor. AHS is paying for nothing now. Then when I asked why, they said it's because the contract has changed. The prices have gone up and the services gone down. So, what is the point of having them? I'm very unhappy and I'm thinking of leaving.

I dread having to call American Home Shield to submit a claim as it takes forever and ever and ever for someone to answer. It could be 40 minutes, sometimes more than that. It has been awful. We have been with them for over 10 years and we have five different properties with them. Now, we only have two properties with them because we got tired of having to wait forever. It is such a drawback that we were trying to see if there are available options.

Recently, their contractors have been okay. They have been professional and responsive, and that's an improvement. They have reps who used to talk so awfully about them but I haven't experienced that in the past months. People have been professional and good. Other than that, we had to submit a claim for a refrigerator and AHS sent out a tech from Appliance Master. However, it turns out the refrigerator was impossible to fix. All in all, our experience with American Home Shield in the last six months had been positive. I would recommend them.

We've been with American Home Shield for about five years and we recommend them to everybody. Then with our recent experience with them, we had a leaky sink and the shower head in the bathtub was leaking which we filed a claim for, and Warhold Mechanicals fixed it.

When submitting a claim, I just call American Home Shield and then they charge a fee to have somebody come out. Then the company calls and they come out to look at the problem. And if they can fix it on the spot, they do it. In our case with the leak, the contractor had to order a part. They said when the part arrived at our house, give the plumber a call and he'd come back out and fix the leak. The biggest inconvenience was waiting for the part to arrive. It was about five days for that part to arrive. Even so, they came back to fix the leak. One guy came out the first time and then a different guy came out the second time. Both times, they were super nice and friendly.

The woman at American Home Shield that I talked to said she put in an emergency call. I was never able to get through to any person at Total Air Care. All I got was the recording until they came on Monday and that was the disappointing part. But once they finally did the work, it was good. They did professional work and it was done right. They were polite and they did it immediately. They knew right away what was wrong and they replaced the part on it. Everything was good and the AC is now working. I'm happy with it. I just wish AHS had called Friday night and had done something because it was horrifying to get hot for two days. Other than that, everything was fine. I had another call and a guy from Sears came out for my clothes dryer and that went well, too.

We put a new fridge out in my garage, but it wasn’t turning on. I thought that I blew a fuse, so I went to the fuse box and flipped the top one over and it buzzed back. It was the only one that I looked at that was tripped. It said AC, so I called the ANT Mechanical guys out. They said it tripped and they asked if I turned my AC on. I said that we replaced our thermostat recently. We were hitting cool, auto, heat to try and get the heat to come on, but it wouldn’t kick on. A new thermostat was finally put in and the heat kicked on, and so, the heat was working great. ANT Mechanical worked on that as well.

When the tech went outside, he did his testing and he said that it was not a breaker box. He said some things about the wiring, so he got in and he said that it looked like it was a compressor. He said the fridge was an older unit and they are going to replace it, but they haven't yet. It has just been too cold and they said something about ordering a unit. I’m waiting for it to come in.

We bought the house last summer and we got the American Home Shield home warranty with it. About a month in, our upstairs AC unit went out. The claims process has been great, however, the only thing that surprised me was how much I had to pay out of pocket. In my mind, I thought, “Oh you get this, something breaks, they fix it, you pay the $75 fee,” but there was actually more. With the unit downstairs, it was around half the amount. I was surprised excitedly the second time but surprised frustratingly the first time. The first one was over 700 and I was bracing myself for 700 again, but they said 365, so it was better. I didn't wanna be caught off-guard since I was in a budget for it, but they said that it was the price. Either way, it was a better bill than if I had to replace the compressor myself.

Our gas air heater was not functioning. We filed a claim online through American Home Shield's website. Though they could be more clear on cancel requests, the process of submitting the claim was fairly easy. We had a very good experience with the techs they sent. Jet Heat and Air came over to see what the problem was. It was due to the vacuum not forming properly, which would keep the exhaust from being properly moved out of the system. They fixed that fairly simply and everything is running absolutely fine now.

In the last six to seven years, we were a little dissatisfied with the service that we’ve gotten from American Home Shield, but the recent experience helped to make up for that, and I hope that they continue to do so. In the area where they had not been great, we would have somebody come out and begin the diagnostic process within 24 to 48 hours, but it would take up to a month sometimes to get the repair done. And if the repair wasn’t a success, they weren’t timely in coming back in and further diagnosing the problem, so it was very lengthy and inconvenient but not this time.

We had the best American Home Shield experience in well over a decade. Our dishwasher was repaired and we were serviced and repaired within two weeks. They were quickly responsive and the delays were kept to a minimum. The husband and wife team of Samsson Repair was very professional. They were prompt and efficient. If American Home Shield keeps going in this direction, we would definitely give referrals.

I've been dealing with American Home Shield for our last three houses and I've always stuck with them because everything has been great. When our dishwasher was leaking, they had All Better Appliance come out. But when the technician came, the dishwasher didn't leak for him so he didn't do anything. The dishwasher didn't leak since.

Overall, I'm satisfied with AHS. Their contractors were great except for Greenway who came out for our heating and air unit. They were not good people. They were horrible and they didn't know what they were doing. They replaced parts that didn't need to get replaced and they lied about it. This claim issue happened in December when it was cold and we had no heat. And this went on. Greenway supposedly fixed the problem ut in the spring when we turned our air-conditioner on first thing, it didn't work. Greenway had to come back out. They said we needed Freon. They put Freon in in December when they got the heater fixed, but it seemed all the Freon leaked out. We then had to pay for the Freon. In the end, we had to buy a new unit because of their mess up.

Also, we call American Home Shield now when we have a claim. We don't do it online because of our bad experience with our heating and air unit. There's still an investigation regarding this and it has been going on for over a year now. American Home Shield was supposed to get with back to us three weeks ago but we have not heard back from anybody.

I’ve had American Home Shield for several years now and I only had two times with them that I was not happy. There was one time they took 14 days to get out and fix my refrigerator. It was a technical problem and once they assign a vendor to come out to me, it goes into the computer and it’s hard to get it out. It took them an expert. I won't do this that way anymore. So, they couldn’t reassign me somebody else and I waited a week. I called and I called and I called. Then it was almost 14 days before they got the contractor out.

My refrigerator was a Maytag and it's very expensive. It was not old but its part couldn’t be found so American Home Shield said that they would give me an allowance up to $1,600. However, they don’t pay for the food and I didn’t know that was not in the contract. I didn’t appreciate that. The freezer stayed frozen for a little while but there was a point where I couldn't eat the food and it has already been thawed out. I had to cook it, especially the steaks, all on that day which I tried to do and gave it to my little puppies. But then AHS compromised and said that the next time I have a need for something, I don’t have to pay the $125 up. I might have had a little more than $125 worth of food mainly because it was meat and fish, so I was pleased they made some compromises.

Then my microwave was not working because of some burnt out little, old bitty thing that took the very nice contractor 5 seconds to find. On the day that he came out, communication was excellent as I got 3 phone calls. A few hours before he was to arrive, he called again. Then he also explained things. I always submitted my claims to AHS over the phone and the quality of service provided by the representatives was good. People are not trusting like they used to be but I am still satisfied with American Home Shield and overall, I would recommend them.

We ended up having to pay out of our pocket to get somebody to come and fix the problem. And American Home Shield was supposed to reimburse me, but they never did. That kinda aggravated me.

However, with my most recent claim, the contractor did everything possible to make sure that the job was exactly right. My ceiling fan had completely died. I filed a claim online since it's quicker to do. If you call in, you're gonna be waiting forever. You can't get anybody. Then, I got told that it was submitted through an email. They also told me that within 24 hours, I'd hear something. So the next day, I heard something. The techs who came out were very nice, professional and knowledgeable. They checked everything in the fan to see what wasn’t working. And then, they finally came up that the motor was broken. Because we had another fan exactly like the one that died, they just picked up the part from there. Since the replacement, the fan has been working great.

We were having an issue where the hot water didn't last very long in our shower. We thought it was the hot water heater. So we made a request to American Home Shield. It was on a Sunday, about midday, and by 5:00, they had called back. So I thought that was pretty good that we were getting called back on a Sunday. The appointment was made two days later and I didn't have any issues with that. Aaron's Plumbing and Heating came on time. In majority of the time, if you call about a hot water heater, it is probably because you don't have hot water. It was an unusual call for a hot water heater but the guy went straight to work and figured it out.

I had a good experience with this particular group but when we looked on Yelp, they didn't have good reviews. Those tend to be a commonality with the groups that American Home Shield contracts with. They tend to have very poor reviews. American Home Shield should to reach out to vendors that have good reviews and maybe give people an option of vendors that they would prefer to at least have a first try at. If American Home Shield gave two options and I reached out to the first vendor but their next available schedule is five days away and my second choice's is two days away, I can decide whether I wanna wait three extra days for my preferred vendor or if it is really urgent and I just need somebody out ASAP.

But I haven't really had too many issues since this claim. The hot water is not perfect and the issue is a little bit different but it's a lot better. The technician had also told me that if there were any more issues or if it didn't work, to submit another request and let somebody know that they were the ones that had been out. But I really don't feel the need to have somebody else come out and certainly not if I'm gonna be charged another $125. It's working good enough.

A breaker had flipped in my home, but I didn’t know that we had two breaker boxes. So, when I kept flipping the breaker in one box, it wasn’t working because there was another whole breaker box that I needed to go find. Some parts of the house had electricity, others didn’t. Your policy states in 24 hours someone will come and diagnose it, then they will call it in for repair. So by the time diagnosed to phone call to contractor is at least 36 hours. So in my case if I called I would have a basement full of water and damaged furniture they wouldn't pay for but they would snake the drain and I would be responsible for cleanup. I had it resolved in 2 hours with little damage and I am out $250 snaking cost they won't pay. The policy is a sham. Not worth the paper it is printed on. You could have a furnace go out in the winter and freeze to death before they would pay for it to be fixed.

Updated on 05/09/2019: I have had to use AHS 3 times 3 different jobs in 3 months, first was a stoppage problem (plumbing was stopped up) took 3 days for them to get here so water drained in a day but still gurgled, finally they send a 1 star rated plumbing company. Very unprofessional beat up truck. No name. Ran water in 1 shower. I have 2 and flushed toilet maybe 3 times. I have 2 toilets. Technician said he could not create problem and left, he did not even roto rooter the drain, said he would call back. They had to have a camera. He never called back. AHS never called so finally I called AHS. They said they could have them do a complimentary roto rooter, what? Complimentary? When he should of done it on the service call! He never called or came back.

So I wrote to Consumer Affairs and AHS did call and said they would send another plumber which was another 1 star rated company, I cleared drain out myself, the other plumber could not get here until a day or two. I already took time off for these plumbers. Second call my garbage disposal went out. A simple job, AHS sent out yet another 1 star plumber. He installed it but again an old beat up truck, I figured how can you mess up a garbage disposal, it was installed. No problem. My concerns were I needed to change my home warranty company. I tried calling customer service to ask why do they send out only 1 star rated contractors. They told me they don't look at the reviews..

3rd call refrigerator went out. AHS gave me a 1 star contractor. They tell 3 days. I call AHS. Now I am so very upset. I get someone in the Philippines... I say I want to talk to someone in the USA. He hung up on me.. I call several contact numbers for customer service all that were the same recording how to place a service call, I get someone one on the phone and I ask to talk to a supervisor. They proceed to tell me they are the customer service and all they can do is send another tech out.. Tech comes 1 1/2 star out says my refrigerator is fixed with 1 part and no it isn't! Now going on 5 days. Now food is all spoiled rotten, my refrigerator is still not fixed. I call AHS and get disconnected again. I am fed up! This company needs to be investigated. They show as top 10. Please help..

Original Review: I went ONLINE (boo) to request service. I needed a plumber for stoppage. I put in the request. The contractor called me, said earliest time would be next day between 12 to 4 pm. I looked up the plumbers reviews and they had a rating of 1 1/2 star rating...OMG! Well I was gonna give it the benefit of the doubt. (I already paid my $75.00 service fee.) Well next day I wait from 12 to 4 pm...no plumber. So I call to complain that I had to take off work to wait on these people. AHS rep. told that plumber was showing on the road. He put me on hold, contacted plumbing company. They said he was on his way. I asked rep for AHS what his name was. He spoke a foreign language and barely could understand him. He did not tell me and hung up on me.

Well plumber finally gets here, does not create the stoppage. I had not used water in 24 hours with 1 flush only, plumber flushes toilet and runs shower for about 2 min. Says it was fine. I said NO it isn't. It flooded twice in 2 weeks. Toilet gurgles and then it floods, he did not even roto rooter it. I am very upset, I WILL be changing to American Residential home warranty or Total Protect. This is not right. I missed work and nothing was done. Now I know why plumbing company has 1 star rating, and a big negative for AHS as well.

We've been with AHS for 15 years now and submitting claims with them has never been a problem. Now that my house is 15 years old, we’re starting to use them a little bit more. We filed a claim over the phone to American Home Shield for our water heater. Whenever we showered, the water wouldn’t stay hot very long. In a day and a half, APC Plumbing came out. I was okay with them in the beginning. They only looked at the lower heating element. They replaced that and we had hot water for two hours. After that, we didn't have hot water again. It took them a couple of days to come back. They told us that the issue was electrical, but then it turned into our breaker was being thrown, and that was why the water wasn't staying hot. They came on a Tuesday and when they came back on Friday, they told us that we were gonna have to put a claim in for a full water heater.

American Home Shield gave us the okay, but they weren't gonna cover over $500. It was the weekend so I couldn't get a hold of APC. On Monday morning, when I called and said that I have digested the fact that I have to spend over $500 with a home warranty, APC upped the bill to $704, which was $200 more. One of my old coworkers who is now working at a plumbing company told me that I should not be paying $700 with a home warranty and that it was a robbery. She told me the verbiage to use when I call American Home Shield. She said that I have to use cash-out and to make sure I got the clear before we did anything so everything was covered.

By the eighth day that we didn't have hot water, I wanted to speak to an AHS manager because I got disconnected twice. I was fed up. When I finally talked to a manager, he told me it could take a whole day to get a cash-out response, which would put me at day 10 because somebody dropped the ball and didn’t take care of the situation the day before. At that point, I was done with APC. I didn't use them and I ended up using another company. That company came out the next day and they charged me $1,190. I then had AHS reimburse me and I got $984. I was mad at APC for wanting to charge me $700. American Home Shield should reconsider using them. We went without hot water for nine days. We had to boil water for dishes and I have a son that we took to my mom’s house which was thankfully only 10 minutes away. So far, it’s been great having hot water.

I had a sump pump issue and tried to get a technician come out as soon as possible before my crawl space flooded. I talked with two agents who put me on hold for 10 minutes before hanging up on me. Finally spoke with a third agent who said that their guidelines don't allow them to use another vendor to come outside normal business hours unless there is damage. Why would you wait until there is damage, when you can have someone come out and fix it before that happens? Horrible customer service and make you jump through hoops to get immediate service when there is an emergency.

The technician for our garage door came in a timely manner the next morning and it turned out to be not as big a problem as we thought, and the he fixed it. The little signals that talk to each other to open the garage door were out of alignment. So he aligned those back up and then serviced as far as putting some WD-40 on the slide.

There are different signals that our washing machine gives when a certain malfunction happens, and when it didn't give a signal, I submitted a claim with American Home Shield. Their reps called within 30 minutes to make the appointment. It took five days for someone to first come out because the issue happened on a weekend, and I was out of town.

The washing machine showed that it needed a new part, so the technician got the part and replaced the part needed to be replaced. It was quick getting the part in, which took 2 days, instead of making me even wait if they were coming back out. The washing machine worked, but weeks later the same thing happened again with the signal. So I called and the same contractor is coming out today to look at it again. So far, the technician that I've dealt with is good. It’s a recall service, having the same issues, so that I don’t have to pay the deductible anymore. AHS is great to have. We’ve had American Home Shield’s home warranties on and off for close to 10 years. We always request them whenever we buy a house or when we leave the house. I’ve only turned in a couple of claims and most of them were on furnace or air conditioner issues. But as far as everything I’ve ever had, American Home Shield is really doing a good job. I always recommend them. I am in real estate and although a couple of my clients have had different issues on timing, my firsthand experience with them has been always great. It’s been practical for the last couple of years.

I talk to them over the phone to file a claim and when we had an issue with our furnace, they sent Hansen Mechanical out. I’m by myself but the technician was a very friendly guy so I felt very comfortable with him and his partner in my house. They were easygoing and friendly people. The furnace was not blowing hot air and he seemed to know exactly what was happening just by my description of the issue. He was able to make the fix and the furnace is working fine now. Everything went great and I was extremely impressed with Hansen Mechanical.

Then suddenly, for less than a minute, it shuts down. The house temperature dropped and the heater started trying to open up. Then it shut down again and can't blow out the heat.

I called American Home Shield to submit a claim and the reps were very assistive and helpful to me. Then they got someone to show up in about 24 hours. I wish it could be shorter than that though. The tech was very professional and did a very good job. He checked and then replaced a couple of parts, including the controller. The heater has worked normally after that. I hope AHS doesn't raise the price on me but so far, I'm happy with the service that I got.

He explained to me that he found out it was a bad circuit board that needed to be replaced and he was done within 20 minutes. Since the repair, everything has been perfect.

Last year, I came back from a weekend away and found my water heater leaking. I called American Home Shield and they couldn't get anybody out to check it for four days. The water heater was an old one so the way it was built made me having to cut the water off to the house in order to prevent it from leaking. I told them about it and they said that I could go outside their list of people, but there was a certain list of prohibited companies. The difficult part was obtaining that list of companies because it wasn’t on the website. The lady tried to read them off to me and we were talking about a list of 40 companies.

It was very difficult. It would have been much easier if those companies were listed on the website. That way, I would have had a list to compare as I searched through the phonebook. I ended up finding a company and had the repairman call American Home Shield to explain what he found and American Home Shield approved it. I had to pay the guy and they reimbursed me a check for it. That part was lovely and I appreciate the fact that they approved the guy to do the repairs immediately. That whole process was good. American Home Shield took care of me. I would definitely recommend it to a friend.

I had two claims with American Home Shield within a week. One was for the garage door opener and the other was for the lights in my kitchen that would not come on. I usually submit a claim by making a call on my line, then get an auto-attendant and place the call that way. It's easy for me to do it and I have the number programmed on my phone. I've used them for 15 years. The contractor called within 24 hours of getting our ticket and were on time. They gave us the morning schedule from 8 to 11 but my husband said that they got here closer to 8:00 AM.

The contractors were very professional. My husband said that they looked at both of the switches but didn't make a mess. They said there were some loose wirings and took care of it. They made us aware of the little things that we may want to do and willing to offer advice. Everything was working when they left and my husband was happy. He called me once it was done.

For the garage door opener, the contractor told that the problem was a board. I liked that he gave me some advice on how to secure my garage door since we were concerned that we weren’t home, and didn’t lock our garage door. They didn't have the board needed so a temporary fix was done so we could open and close the garage door. We were able to use the wall control to open and close the door and that was while we waited for the part. He called us two days later to let us know that the part is not in. On the third day, the part came and he gave us a call to let us know he was coming out. He came out, fixed our problem and we're good.

We've been at our home for 18 years and never had a bad experience. American Home Shield always sends someone out every time we call. We've not had anything major because we take care of our system which their requirement. When a guy didn't come out one time for our air conditioner, they gave us another vendor who took care of our problem. We've been very happy with AHS. They save us money. We make a point to read our contract, so we know what we're getting. We've even referred one of our family members to them.

The first person that I spoke to was okay but when I had to call back, the guy that I spoke to didn’t know what he was talking about. He kept telling me that none of my stuff could be under the warranty because we had moved it into our new home. I knew it wasn’t true. We’ve had a home warranty for years and I kept telling him that I needed to talk to his supervisor. It also sounded like he was foreign and wasn’t even from the States, and that he didn’t wanna mess with it. I even told him that I had a copy of my warranty right there and it was covered. In the end, I just hung up. I called back and the person that I talked to helped me right away. I told her what had happened and she said that the representative was nuts. But I have had coverage with American Home Shield for about 12 years now and that was the only time that has ever happened.

Mr. Appliance of the Valley came out and they did a great job. The guy that they sent out knew what he was doing and was quick at being able to do the repairs. He had to order some parts, which took about a week. But once they got the part, he came right in. I never heard a bunch of banging and he cleaned up after himself. The quality of the work that was done was excellent too. When we first moved into the house that we are in now, I had a couple of plumbing problems and the guy that came out then didn’t know two cents. But generally, I’ve had good experiences with everyone that AHS has sent out. In fact, the time with plumber guy was the first I’ve ever had that kind of experience.

We had other contractors that looked at our range, said they needed a part and it was two weeks for that. When they came back in, they said it's the wrong part and there were two more weeks. Finally, when they got the part, they couldn’t schedule. It was six weeks before we had the range operating and that was a little nuts. My wife and I did a lot of research and looked at reviews on multiple platforms before choosing a home warranty company. For the price and the coverage, American Home Shield had two other close competitors that we made a decision between, but it was easy and convenient to look and navigate through American Home Shield's website. They clearly listed out all the things that they covered. We have been with them for about two months now and I had to make my first claim in the first week of owning the home. It was the third day we owned the home when we discovered the problem, but there was no hesitation or no resistance in fixing it. With no questions asked, they had someone out the next day.

I submitted a claim for some plumbing issues and some stoppage that was in the main out of the house. It was extremely easy to submit the claim and the easiest thing that made the website so simple to use was it was a matter of clicking. It was about five clicks and typing a quick description of what was wrong, and they broke it down in categories. After that, I got a notification in about 15 minutes of who was gonna be at my house.

The company they used personally, Williams Plumbing Service, called me that evening and let me know that the tech could be there as early as I would want him to be. He was at my house at 7:00 AM and he fixed the problem in about an hour and a half. The tech was very nice and he let me be involved and showed me what was wrong and what the problem was. The previous homeowners had put lots of grease down the drain, but ever since he cleared all that out, everything drains throughout the house as it is supposed to and everything has worked great.

I joined American Home Shield in June of last year. I made one claim then I called for my second claim for the doorbell that was not ringing. City Electric came and fixed it. It took their techs five minutes and they did a good job. Come August of 2018, I had a leak in my living room so I called Home Shield again and they sent somebody. The man came and looked at it. He just stood there and did not even back down. He said that it was a slab leak and it was covered but he had to check out registry from the company. Then he went away.

After that, I called AHS but nobody was answering. I called them again and I talked to somebody who said that the slab leak was not covered. When I called once again, somebody said that it was covered and I had to send them the invoice so they could reimburse it. I paid $1,500 and I sent the invoice to them. They wrote a receipt of it and told me that they received it. I trusted them that they already had it and it was under review. But then, they never did anything so I said okay. But in the end, we got the refund.

Now, we had a drainpipe leaking which happened to be at the same spot where we previously had the leak. I called Home Shield to have the pipe changed and I told them that I didn't know if they covered it or not. The man said that draining the pipe was covered. Then, they sent a person from GMG Construction and he looked at it. I was told that they had to make a hole in the shelf and in the wall. After that, he went away and said he had to tell the company. He did not know how to do it and made an excuse to use that the shelf was in the way. It is not in the way at all and the shelf is two feet below the ceiling and the hole is in the ceiling.

Also, the drainpipe is up in the ceiling which is not very high here in the kitchen. I then got a letter from Home Shield that the plumber could not fix it because of the shelf being in the way. But, we got it done now by another plumber who did not even touch the shelf. They had one hole still in the ceiling and the shelf is as it is, like all my bunch of things around the shelf. Given my experience, I did not have a good one with American Home Shield.

So far, my experiences with AHS have all been really good and I would recommend them.

I had no heat and I submitted a claim for it with American Home Shield over the phone because I couldn't figure out how to submit it online. It was asking either an air conditioner or furnace, but my system is an air conditioner and a heater built into one unit. It would've been easier if it was specific enough. But the contractors from Ultra Heating & Cooling were great and very professional. They are prepared and they know what they're doing. My unit has been functioning great since the repair and it made things a lot easier and comfortable. I've only had to use AHS twice, but I'm satisfied. You put out $500 a year for it and it's there just in case. I'd recommend them.

Our gas heater wasn't igniting. Its sensor had burned out. I submitted a claim to American Home Shield over the phone and my interaction with the rep was very good. The tech came out right on time, which is unusual because I usually get a call saying, “I’m stuck in traffic or whatever." Once he diagnosed the issue, it went quickly. He had replaced it within 15 minutes and he was on his way. It was very fast. He also took the time to explain to me what was going on, and I appreciated that because a lot of repairmen really don't. They just say, “This is broken and it needs to be replaced.” Since the repair, my water heater runs perfectly. I’ll be using AHS again if my insurance company will allow me to request which company I use.

Once, my showerhead broke and it needed to be repaired. There was water going into my wall. Then my tub had an issue where the water was going from upstairs to downstairs in the ceiling. Also, I had faucets in my bathroom that were supposed to be changed a year ago and I was supposed to get a cash out but I never did. I wanted those fixed because I had a leak, and the guy that AHS sent out took care of everything for me.

We're having a lot of trouble with American Home Shield. It has taken my husband calling them over and over, sometimes waiting on hold for two hours, and then he gets a hold of somebody but the call disconnects. There was one time where they told us that the electrician said there was no electrical problem in our house, which was not true. I had to get in contact with the electrician and that took a few days, but he confirmed that there is a problem. It turned out that we had some damage in our fuse box, and we were told that the wire to the house from the town utility was baked by the sun and had completely corroded. Water had been getting in and has been causing damage in the fuse box. He told us that the whole thing needs to be replaced.

However, American Home Shield isn't going to cover it because it's water damage. The problem is that the water damage was not something that we did, but it's from normal wear and tear on the house. We're trying to get those straightened out and it's practically impossible. It doesn't help that the reps I spoke with read from scripts just like anybody else. It's annoying because we have a problem and we need to speak to a real person. I need to talk to someone who understands what I'm getting at and will talk with me about the real issue. There seems to be a conflict between the fact that it's normal wear and tear and that it's water damage. While the contractor that AHS sent out was great, I don’t even know if I'm ever gonna be able to talk to anybody over there about my problem. At this point, I would not renew it.

Then, I didn't read all the bad reviews for American Home Shield until after they had to come out here but I'm sorry that so many people are dissatisfied. People think that they're signing up for new appliances and I just don't understand. Other than that, I'm perfectly satisfied. I called American Home Shield and spoke to a representative who was very nice both times. I had an issue with the garage door opener due to the snow. American Home Shield sent a guy who showed up within two hours and fixed it. He also took care of my lock. He was a very nice young man and very polite. He left after doing the job and I have no complaints. The garage door seems to be working real well now.

Myers Comfort, the contractor, is good. Any time they come out, they’re always smiling. They’re right to the point, they explain what they’re doing or when they get through with it. They did not try to rip you off so I know exactly what I'm getting, and then they call me when they get through it and check on me a couple of hours later, to see if it’s working properly. We had a damaged condominium due to a flood from a broken pipe upstairs. We just got the condominium last April and immediately, we noticed a wet floor below the air conditioner. We called American Home Shield, then they sent a guy out and he found that the issue was a clogged-up drain pipe, and he fixed it. A couple of months later, after we had the flood, we were told that the air conditioning system was not any good, although it was working. So we called American Home Shield again and we had the same company come out. They looked at it and said that it was working, but it was not efficient and not working well. The tech said there was nothing that they could do.

Subsequently, they had to tear out the air handler. They went upstairs and looked at the compressing unit on the roof and when they touched it, it fell apart. It literally disintegrated. So, we had to buy a new air conditioner to the tune of $4,600. And because we previously had somebody out that said everything was okay, we knew we weren't gonna get anybody to cover the cost of that. Overall, the technicians were great and competent people, but I'm questioning the value of having the warranty service when I've ended up spending a whole lot more money for services that I thought would be covered.

Recently, I had two issues. One was with the dryer. Then I had a circuit board that went out and we lost heat on half of the house. I submitted claims to American Home Shield and their reps have been wonderful. They are very pleasant, professional and helpful. After I submitted my claim, the notification I got was a combination of emails and phone calls. Both times, the vendors and repair techs were responsive and I got a response within an hour. The contractors who come have been very professional and friendly, and the interactions I had were very good. They usually tell me what’s going on. When they finish, they tell me what they’ve done.

Multiple Services Inc came and repaired my heating system. For the dryer issue, the technician had to come back again. It was squealing. He checked out the rollers, the drum, and the pulley system, and put some lubrication in there. The very next day, it was squealing again. I called and said that he got to come back. I knew that the WD-40 wouldn’t solve it because I could smell it so he came back and he had to order the parts which took a couple of weeks to get them in. Then he came out, had some new rollers and tensioner belt installed, and he was in and out within an hour.

The dryer and the heater are both working fine now. I had American Home Shield on the previous house, and when we moved out to Prescott Valley, I had some other warranty plan which I didn’t renew because I wasn’t satisfied and went back to AHS. They do exactly what I expect from a home warranty company and I was very pleased. I’ll take care of them as long as they keep taking care of me.

My dishwasher was leaking, but I thought it was my garbage disposal because it wasn’t working. I told the lady from American Home Shield that I couldn’t tell which one it was. I had backed up water that was in my dishwasher that has spewed on to the floor. She said that she was gonna put a claim in for either one and that I wouldn’t have to pay but just the one time. She wanted me to do it during the hours I was at work, but I was busy and couldn’t get off work. So, I told her that if it would be okay that I could schedule until Saturday, and I would just keep an eye on the water.

I came to find out that it was the actual garbage disposal that had a problem. So, when the serviceman came, he tried to turn it. He said that I probably just needed to turn it and see if it would work because it wouldn’t come on with the switch. He then said that I needed a new switch and that he had another one out in the truck. It took him 15 minutes to put it right in. He knew exactly what the problem was, and he was quick and thorough. I told him whenever he came that the water hasn’t backed up like it was before where it was spewing out the dishwasher, but there was some water in there. He said that that was fine, as long as it wasn’t coming out. He also told me that if I had any other issues, to call them and they would come out beforehand. Over a week ago my water heater gave out. I put in a service request through American Home Shield (AHS). They assigned my work order to a very bad company called Habit Plumbing. Habit Plumbing came out to assess the problem and told me that they submitted the diagnosis through AHS and they kept telling me this over the course of 8 days. When I would follow up with AHS, AHS would say they never received anything. I spoke to numerous supervisors at AHS and they would tell me that they spoke to Habit Plumbing and that the diagnosis was being sent as we were speaking on the phone - one of many lies told to me by AHS.

Then AHS would tell me that they submitted a complaint on my behalf to their contract relations department - another lie. Then AHS would tell me that they submitted an expedited request for my work order - another lie. Then AHS told me Habit Plumbing had 24 hours to submit a diagnosis just to have a supervisor at AHS tell me later that there was no timeframe for them to submit a diagnosis. So me and my 3 children not having hot water is not a concern to AHS. Taking cold showers is no fun. It has been 8 days and my water heater is still not fixed and AHS would not assign my work order to another company because they said Habit Plumbing was still operating under their guidelines.

So let's recap: Habit Plumbing lied and provided false information to me and AHS and that is acceptable to AHS. Habit Plumbing has still yet to submit a diagnosis to AHS for my water heater so the work order can't move forward. AHS has also lied to me and provided false information to me, says that Habit Plumbing is operating under their guidelines and they haven't done anything wrong, and AHS refuses to assign my work order to another company. I had to take matters into my own hands and pay another $100 service fee to get my order assigned to a different company who has also yet to call me and come out to assess my water heater. I don't recommend AHS to anyone. You should get another company who provides quality customer service, doesn't lie, and make customer satisfaction their #1 priority. I am still waiting to get my water heater fixed as of 1 March 2019. If I could give no stars I would.

I have had AHS since I purchased my home 4 1/2 years ago. It has always been a good experience with them when I've needed them which isn't often. The contractors are fine, yet occasionally you get one that doesn't do their job fully. This happened with my washer. AHS sent a contractor out who didn't even fill out the invoice correctly and took forever to get back to them. 2 weeks later I speak to AHS and they were unhappy with the service I received in addition to the problem stated so they requested a 2nd opinion at their cost, not mine.

6 days later I'm told the washer will be replaced and to call the appliance company tomorrow to finalize the process. I'm not expecting a $1500 washer to replace the one that was not repairable. That seems a bit ridiculous. What I'm expecting though is continuing great customer service and a new washer that's suitable in size and hopefully wash cycle options like the one I had. At this point it's been almost 4 weeks since I had a washer. I'm ok with the wait as AHS honored my warranty plan. As a homeowner and single parent who lives in expensive southern California, I'm extremely grateful for AHS.

A water expansion capsule on top of the water heater had blown two holes through the mini keg or the cylinder and it was gushing out some brown, milky water on my garage floor. So my wife had to make a phone call to AHS to get it fixed.

The AHS reps that handled the situation were fine. The mission was executed, the job got done, and everybody got paid. Everything was good to go and the water heater works great now. The contractor, 2 Sons, did a wonderful job and the follow-up and the maintenance for the wear and tear happened perfectly as well. However, here in Hawaii where I am right right now, it's difficult to get American Home Shield people and I have not been able to file claims. I went online and requested service to American Home Shield to let their contractor come and check it out, and paid for it too. This happened on Sunday and they responded on Monday and said a guy out of Cullman will respond. But Cullman is 80 miles away so I said that it was ridiculous. I called AHS and I was on hold for quite a while. When I talked to a gentleman, I asked if there is somebody closer. And I got the, “Well, this is what the computer says, this is what we do.” I asked him to clarify with me their policies because he never would say if there were other contractors in the area. He said that their policy is to just choose the guy on top because they're trying to fluctuate through and give everybody equal calls.

A little while later, Cullman calls me and the lady said that it’s gonna be Thursday or Friday before they can get here. She added that I was more than welcome to call AHS back and see if there’s somebody else. I called AHS back and the lady that I talked to that afternoon was a delight. I explained to her the story and she asked me to let her find somebody that can get to me sooner than Thursday. She put me on hold a little while, did some checking, then came back saying that she doesn’t have anybody that time that could be here that day but she said she would do some more checking and would email or text me as quickly as possible.

Within thirty minutes, she texted and said that Southeastern Property Services, a contractor from Russellville which is 30 miles from here would contact me. A guy named Gary contacted me and came that afternoon. He did some inspection on the heating unit and whatever was down under there was making some noises when he first fired it up. But now, it's not. He did everything he needed to do and fired the heating unit back up. He was great and I’d love to have him back too. Everything was great and I’m a happy man.

When the water dispenser was not working, although the icemaker worked, if I don't get enough water out of the water dispenser, it would freeze up. So, he unfroze it. He also showed me how to do it and I was pleased with him.

I called my repair persons through American Home Shield. I usually call in and schedule something. And then they tell me that the person or the company that's going to come out might contact me within the next 48 business hours. Usually, I work all day, so when I get home if I have a problem, I usually call it in at night or first thing in the morning, and someone usually calls me either that morning or the next day to get the problem set up and get them out there. They're usually there either the same day that they call or the next day, depending on what the problem is.

American Home Shield sent Matt’s Plumbing Services and the tech called when he was on his way. I had a time frame and he called me in advance that he was gonna be a few minutes late, and I said that was fine. He took care of the problem quickly, resolved it and said goodbye. He was very friendly and introduced himself. He was very helpful and very knowledgeable. He answered my questions. I've had the same problem with my toilet off and on over the years. So I knew exactly what the problem was and he explained it to me. He also said that if I ever wanted to replace my toilet with a new toilet upgrade or whatever that they could certainly give us an estimate on that and go ahead and do that. My toilet works fine right now. But if it came to that point, at least, I know he had a lot of knowledge about the most up to date efficiency toilet.

AHS always send me emails with updates and whatnot. Also when the service is completed, they'll send me a survey on the company that handled that. They were totally excellent. I'm self-supporting and my money is down to the penny. I haven't had to use the warranty a lot over the years, but when I’ve needed it it's there. It has saved me so much money compared to just having to call somebody and pay out the wazoo. It's very helpful especially, when my AC unit had different issues twice last fall. That would've cost me hundreds and hundreds of dollars as opposed to just my service fee. I tell people all the time they should have AHS.

A year ago, we had to wait for weeks on an air conditioner in the middle of summer, and where I live in Texas, it was 85 degrees outside. The guy came out from Abilene, and he kept saying that that was reason that it took him so long. Then it took him three days to get the unit fixed. He told us on the first day that he did some of the work, and he would come back out the next day. So we waited, and he didn't come back. My husband has MS and COPD, and being here without an air conditioner was not conducive for him. We opened all the windows in the house for two days. When the tech came out and finished up the job, he said that he had gotten stuck on this school, and it was the summertime.

Recently, however, I filed a claim with American Home Shield for an AC issue because the fan was laying on the compressor. The contractor from Absolute Paradise came that same day and checked our unit. He was really prompt at getting here and doing the work. When I talked to a lady at Absolute, I asked her if the tech could service it for the summer while he was out here. When he came out, he looked to see what was going on, put the fan back where it's supposed to be, and then he serviced the unit, getting it ready for summertime. He did it without extra cost to me. He was very nice, and now the unit is working fine. I'm glad that, now, AHS has workers coming out of San Angelo. I suppose that's where this person came out of.

AHS has been really good to us. I really feel that anybody that has got any negative to say to them should call them and talk to them about it, and not be mouthing them. My daughter that lives right next door has the AHS warranty also. If we call someone out, and a week or two later, they call someone out, it's the same people. We're two houses here that are very happy with American Home Shield.

In the period of one month, January, we had to make five service calls to American Home Shield to have our master toilet unblocked. We were so tired plunging it out. Poe’s Plumbing came, and they did a wonderful job with their tools. They plunged it out, and on the fourth or fifth visit, they removed the toilet and went down with the cameras to check out the problem more thoroughly. At that time, they said they couldn't find anything on the line, so it must be something where we need an extra push to get the material out. They suggested rather than continuing to call every week, that we have a pressure assist toilet installed. So, after the next blockage, that’s what we did.

After the fifth blockage, we decided it was time to make a change and we had a pressure assist toilet installed. We realized, however, that it's not something that could be totally covered by AHS. We did not expect it because it was above and beyond a regular toilet like we had, and we were willing and more than happy to pay the extra to solve the problem.

I'm fairly satisfied with AHS. The repair took a while and there was an inconvenience, but these things happen and I understand that. Also, some problems are difficult, especially plumbing. It was difficult the first and second time around. But by the fourth and fifth time, it was time for a more radical solution, and AHS stepped up and absorbed some of the cost for us in a reasonable manner. We would have liked to have a little more, but we were willing to accept what we agreed upon. We also did some research ourselves and saw what was available and what was out there. Overall, American Home Shield stepped up and solved the problem. Now the toilet works like a charm.

Most of the time when I called American Home Shield, the hold time was usually anywhere between 20 minutes to an hour. But other than that, once I got through to somebody and talked to them, everything was fantastic. We recently did a claim for a furnace that we needed to be repaired in our house, and we were in the process of selling our home. We signed up with American Home Shield for a warranty for the home. And during the inspection process, we found that our furnace needed to be replaced, and American Home Shield was very helpful in that. We called them and we went through a qualification process to make sure there were no pre-exisiting conditions, which at first, they said there were based on the timeframes. But then I called and cleared it up with them. I told them exactly the days, and what happened, and when the inspection happened.

We put our house in the market and within 24-hours, we had an offer at asking price, and then within three days, the inspection happened. So everything happened so fast that when we got approved for the warranty program, because of the paperwork delay, it seemed like the inspection happened first. But when I explained to AHS, they went through it and re-qualified us. And then they said that the issue would be covered. And then from there, they would do a full replacement for us, and then there would be some out of pocket expense. But after talking to the company that came in to do the replacement, they said that the unit that AHS was trying to replace with would take too long. Our house would already be sold by the time they would get the unit in stock because it has to be a specific unit.

I called American Home Shield back. They offered us a cash in lieu offer, so they would give us the amount they would have spent, plus the warranty that we got through them to pay for whatever we wanted to pay for out of pocket. We got the repair done two weeks earlier, didn't have to wait for the replacement part, and they will replace the unit. They sent us the check for the amount they were covered anyway, and we ended up saving much. So it was a fantastic program for us.

The company that came in through AHS, Accent Heating & Cooling, did the repairs. They said it might take two days just based on where the unit was, and how difficult it was to get to, and how long it might take to repipe. And they actually got everything done in six hours, so they were done way faster they thought they'd be. They were only there for a couple of hours one day, and then everything had been patched and everything was done. And so, AHS, plus the other company that was working with us were both very helpful.

Every person I talked on the phone has been incredibly helpful. And when they first called me back and told me that our claim was denied based on previous conditions, I didn't get angry. I told the rep, "I understood. I understand it works that way, but if you can give me a minute to explain kinda why I don't think that's the case," and she let me plead my case to her on the phone. She went back to the people who make the decisions and said the same stuff I told her. And then she called me back within an hour and said, "They went ahead and changed their decision on it, and that it will be covered, and it's not a pre-existing condition and something that we would ever known about.” So we were definitely pleasantly surprised by that, and everything was great.

If we want a new "vendor", then we have to pay another $100!! My contract is with AHS, so specifics "vendors" are their problem and all of this should be transparent to me. Not customer-oriented at all, poor repair service and poor customer service. Very disappointed!! This demonstrates their speed of service. They claim their vendors need to schedule an appointment within 48 hours the claim is assigned, we got an appoint for 5 days later. Once the technician came, they diagnosed the problem, and the report was sent 5 days after the appointment back to AHS. This is when we called everyday to check status. From there, it took AHS another 3 days to approve the parts order, 7 more days for the vendor to receive the parts. As we finally waited for the technician to come and complete the repair, thinking that we can finally have stove to cook food after a WHOLE MONTH, only to be told that technician broke the burner heads during the repair, and now the whole cycle starts again.

This is not to mention when we call customer service to follow up the status, we were told by AHS customer service rep to have some patience, because the repair will not be done in less than a month. I was also told to just use microwave to heat up frozen dinners, FOR A MONTH... Meanwhile, they already took the service charge of $75 on the fourth day of the claim filed. I have never experienced such low level of customer service in any of the services I have ever received. I feel all those 5 star ratings at the top of the page are very misleading, and people deserve to know the truth about AHS's services. I will from now on to tell everyone that I know in my real estate business to not to use AHS, and I will try my best to let as many people know what level of service AHS truly provides. Oh, BTW, I will cancel all my home warranties from AHS now.

The water heater went out at one of our properties that was under AHS warranty. I called them on Tuesday, and was assured they would send out a plumber ASAP. I was then notified on Wednesday evening that the plumber never called. I called AHS on Thursday, and was informed after being on hold for 30 minutes that for some reason the work order was cancelled as soon as it was put in. There was no explanation, and no one could answer why we were never informed. AHS promised that they would send out a plumber yet again.

I called again on Friday, the next day, to make sure everything was still on schedule... The work order was AGAIN cancelled as soon as it was put in with no explanation as to why, or again why I was not notified. Finally a plumber was dispatched on Friday afternoon. These people are incompetent at best. Don't even get me started on trying to obtain a receipt for the cc charge for the service call. I'm still waiting on that.

I had great experience with AHS in the past. However, recently, it is a little disappointing that, after one month from the initial contractor visit, the ice maker of the refrigerator is still not fixed. Initially, contractor said that they will have to come with parts (then marked the service call complete). Then today, contractor said that AHS supposed to call and let me know that there is a class action lawsuit with the Samsung Refrigerator and give me options. I called AHS and they did not know anything about it. They said they will call the contractor and call me back shortly after a couple minutes. I am still waiting. Perhaps, this is an isolated incidence, but I wonder if there is a monitoring process of incomplete service. A month of no update from both contractor and AHS is frustrating.

I recently switched home warranty companies and I wished I never did. American Home Shield has sent out two different contractors to fix the ice maker on my refrigerator since September of 2018. It is now almost March of 2019 and my ice maker is still not fixed. The contractors don't work with our schedules, and they take weeks ordering parts and then when they get them they replace the same thing and it still doesn't work. You try to update the job or have American Home Shield send someone out and you will have to wait over an hour on the phone. You can't update on the web because they close the job out and you have to call them to explain the situation. Just a really horribly ran home warranty company. It shouldn't take 5 months to fix the ice machine on a refrigerator.

Especially, a name brand such as Whirlpool. It is not an old refrigerator. I know a home warranty place is not going to send the best contractors to fix a job, but they should at least find one contractor that should be able to work. My last home warranty place would at least try to find a better contractor if things weren't fixed right. This company just takes the contractor's word and then never checks with the owner if the problem was fixed. Please shop around.

And there was burner issue with the stove and some lights out with the stove. I went online and it was easy to navigate the website. The time frame on getting a contractor dispatched out was also very reasonable. The contractor was very personable and very professional. He replaced the ice-maker, and then they replaced the burner and the lights, so everything's working fine.

I went online, entered my address and clicked a claim for the water heater, then Doug’s Construction & Repair came out the next day. It was easy. They had to get the hot water heater from out of town and that took about three hours total, with travel time, replacing it and getting the old one out. The guy that was there the whole time was really nice.

American Home Shield gets us connected with service quickly whenever we call in a claim. We usually get a callback within 24 hours. This time our service provider was Premier Appliance Services and they scheduled us up in a pretty good amount of time. Our claim was for our microwave that wouldn't run. I plugged in the time and pushed it to start but the microwave would not start. I tried all kinds of things to redo it but it wouldn't work.

The technicians were very professional, nice, friendly, and clean. It was a team that came out because we have a built-in microwave-oven combination that required two people to be able to balance the microwave when it came out. The appliance itself was not friendly to the repair guys because they had to unscrew all the sides. It was quite a process that they had to do. For the initial thing that they thought was maybe the problem, they ordered a part for it. The only thing was there was a delay because they had to order the part. You wait for that which would be common with whoever we work with. But the major problem with our microwave was what was called an inverter. The technicians had that on their truck so they, fortunately, were able to replace that. Our microwave is functioning fine now so I'm a happy camper.

Another claim we have with American Home Shield has to do with our refrigerator. It is a KitchenAid and it collects a lot of water in the bottom of it. It is kinda rusty looking too. One fellow came out and he did a bunch of work on it. But the problem came back within a week. I had Premier Appliance Services come in after that. They keep trying different things to try to remedy the problem but it hasn't been fixed yet. Fortunately, the refrigerator still stays cold and the freezer works fine. It's just that it is unpleasant looking in the bottom of the refrigerator because it's where water collects. We have to keep drying and cleaning it out.

A technician is gonna order some kind of tubing. Maybe the tubing was clogged up. He said that if that doesn't work, then it might be something to do with the insulation. Also, the team that came out for our microwave, one of them tried to figure out the refrigerator problem too. They were working with two problems with one job.

The type of pipes our house has in it is not good. It’s an old-school style that is defective so coming in to it, we knew that there would probably be an issue. But having a home warranty has given me and my wife a lot of peace of mind because I’m personally not the handiest person in the world. Knowing that, for $75, we can have a professional here to take care of most problems that might come up has been a big relief for us. So I would recommend to any new home buyer to get American Home Shield. So far, I have filed two claims and I’ve been very pleased with American Home Shield and the plumbing company that they’ve sent. On each time that JED Mechanical Contractors had come out, the job was done professionally and effectively.

However, on the first time that I tried to file a claim, I wasn’t exactly sure I’d do it because I had never done it before. I called a number and found that that worked. But I got passed around a bit through the automated system. It was late at night too, and I didn’t know if it was considered an emergency. So what I’ve found now is that the online system is actually very effective. It works pretty quickly and is a lot simpler than calling the company. Almost instantly after I submitted the claim, I got a text message saying that JED would be in touch with within the next 24 business hours. Then on each time, I heard back from the plumbing company much sooner than 24 hours. So I’m very pleased with the turnaround time. Once, I filed a claim during the day and I heard back within hours. Then another time, I did it at 10 o’clock at night and I heard from them the next morning.

When the plumber came out for the first claim, he didn’t have the part he needed because it was not something that they carried around. I had to wait a little longer for them to order a part. Then snow was also a factor in the delay. They had to come back on a separate day and finish the job. But this last time, it was a much more simple fix. The plumber had the pieces with him and was able to do it quickly. I had a leak under the sink in one of our guest rooms and although it was dripping through the floor into the basement, I couldn’t see the leak. It was at a point that the pipe was in the floorboards. So I shut off the water in the house and scheduled the appointment. Unfortunately, due to the weather and the snow we had, JED had to postpone. But they gave me the next available time that they had and when the plumber came out to the appointment, he was able to fix the problem in less than 30 minutes. Effectively, the leak was gone.

My experience with American Home Shield has been the worst experience I have ever had. Every good request I made, I’ve not been satisfied with it. They kept me holding for weeks. Our home is less than 10-years-old and I do not have hot water. It was frustrating to have to warm water every morning. We have to take shower with cold water. It is funny because on the contract it says that AHS covers this and that. But when something they cover breaks down, the contractor that they send will tell me that unfortunately, they can cover one thing but they do not cover this and that.

Then, when I found out how much I have to pay for, it was beyond the part they were replacing. It did not make sense because why would I have to pay for something that they say they cover? They tell me that it was gonna cost 500 to replace but they wanted me to pay $795. American Home Shield was trying to use my money to pay for the replacement and was taking my money for no reason. This isn't the first time and I’m just frustrated and tired. It was so bad that I had to discontinue my service because it was just ridiculous.

There's anywhere between a 30-minute to an hour wait-time to file a claim on the phone so it's horrible. But online they give you a phone number, and assign it to somebody, and then you just call that person or the people who’s gonna come out. They set-up appointment right away, and come out. Once I was still at work and the contractor wasn’t supposed to come until later, but what happened was they had a cancellation. My refrigerator was shaking. At first it started out with a running motor sound, like when you ride up a bike, and it was getting really loud. I called American Home Shield and they sent service people over here. They looked at it and told me it was something about the fan. The covering is heating and then that was it. They never got back to me and never called me. I followed up with them but they still did not return my phone call back. I had to call the warranty people to tell them I needed someone else to come out and check because at that time, the fridge started to shake and I was getting nervous. That was very disturbing for me because I had to pull teeth and nail to get them to understand what I was doing. The lady who answered the phone said she would put in emails to the company asking them what was the status but I heard nothing back from American Home Shield.

So, I called back again and I got this gentleman who told me that he has to do the same procedure. American Home Shield should record whenever someone calls. I called the first time and spoke with someone stating the problem and they should have documented it in a computer somewhere stating that I followed up. No responses were given back from the company about coming out. At least the person who I called the second time would know that I called before that and I wouldn't have to go through that procedure of trying to pull strings to get another serviceperson to come out. I told the gentleman I was not going through that again because I was told I had to wait 24 hours. 24 hours was up. I said I needed to speak with his supervisor and eventually, he went to speak with his supervisor. They never came to speak to me, but he came back with a response from the supervisor stating to put in for a new serviceperson to come and see me.

The guy from Supreme Residential came out the next day and he did a wonderful job. It took him an hour and a half being here to figure out exactly what was going on and he took care of it. So far, the refrigerator is working good. I don't hear that motor sound anymore. That serviceperson came out was very professional, very excellent, and knowledgeable of their work.

We've had a really good experience with American Home Shield. We have had some really terrible experiences in the past with other home warranties, and American Home Shield has really done well. We’ve had our air conditioner worked on, and we’ve had several plumbing issues. And every time, our experience had been great. Sometimes, they have to look a little harder to find somebody in our area because of the challenge of living out, but everything else has been super great. We’ve been super happy, and if we get to choose again when we move, we’re going to choose them.

Recently, we had a complete stoppage of all the plumbing in the house. It was between the house and the main line out in the alley, and we didn’t know that, but it began to back up one morning. And we’re about 65 miles from plumbers. We’re in a small town, so it takes a little bit of time for AHS to find somebody and approve the trip charge, but we already had a plumber out here in the fall with them that we loved. It is Powerhouse Plumbing and it is a really good company. I’ve had a lot of experience with plumbers and Powerhouse Plumbing is the best. They’re clean, approachable, kind, and good guys.

I called AHS and got a representative and I told her that we were completely without plumbing. Then I asked if she could talk to whoever. We had to get in line and the representative was really nice. She requested for Powerhouse Plumbing for us. Right after that, I got a message saying that they had been approved. So, I called them and they got here by 4:00 that afternoon. So, it was the best possible thing that could have happened. And because the AHS representative was willing to work with me and get us moved up since it was kind of an emergency, we didn’t have water gushing anywhere. I’ve already recommend AHS to my sister.

I submit my claims with American Home Shield through the internet, and they usually respond within minutes from the moment that I file the claims. They let us know that we would be called, then I would get a call by the next day. And so far, all of the contractors that they've sent out have been wonderful. They do excellent work. The most recent claim that I had was for a ceiling fan with a bad motor, and the contractors that were sent out knew what they were doing. They knew right away what was wrong with the fan and got it resolved quickly.

The contractor didn't come out as fast as I wanted but he came within 24 hours. He was very professional. On his first visit, the problem wasn’t fixed. But he was able to complete the job during his second visit.

They provided information to assist me in the future, and not just for what happens in the moment. They gave me tips on how to manage the use of the garbage disposal. It was very enlightening and it was a wonderful experience.

The guy who was sent was very polite, trustworthy and helpful. He was excellent and we would want this guy training other people that do his work because other people need to be professional and courteous like this person.

I saw commercials for several different warranty companies. I asked a Realtor friend of mine who she would recommend to her clients and she said, "American Home Shield, no doubt." We've had AHS for about a year and we’re really grateful. They always say the more insurance you have, the less you’ll need. It didn’t occur to us we might actually need it so we’re glad we have it. A month or so ago, I had a heating issue and we were cold. American Home Shield was great. I just went online, filled out the thing. And before I knew, the guy from TL Services was here fixing our heater. He knew what he was doing and easily got it done quickly. I have recommended AHS. Two friends and a relative have now signed up with them.

American Home Shield's online claim process is super easy. We filed a claim for our refrigerator as the icemaker leaks and it doesn’t work properly. And then our dryer door is broken too. The AHS contractor, Antech, reached out to us in about 15 minutes and sent out a guy who provided good service. He was quiet and quick, and got the job done. He wasn’t very personable, but he wasn’t not personable. He had to order a couple of things like some cylinder for the icemaker and a part for the door, and so neither is fixed yet, but hopefully it's gonna be good when it’s all done.

The dryer was making a lot of noise. The wheels in the back that turn the tub was kinda skipping and then the whole area of the lint thing in the front needed to be repaired. Also, one of the hose in the back of the washer had a hole in it and the timer was off on it. I submitted the claim online to AHS. Once I sit back and studied the site and was able to figure it out, it was fairly easy. All I had to do was put my information in there. They have a list of the appliance that you have and the make. If you have the model of it, just add that in there, and your address. If you want to put your bank information on there, you do that and submit it.

Within a day, I got a callback and AMTEC Services was sent out. The contractor was fairly quite a guy. He seemed to be very knowledgeable of what he was doing. It seemed like he was experienced in working with appliances. He had to order some parts for the dryer and he told me that within three to five days, the order would be in and he would be back to repair the dryer. We had to hold off from washing for a while, using the washer and the dryer for a few days. But other than that, it was pretty good. All was taken care of as he said he would.

Everything has been working great since the repair. It’s almost like new. Especially the dryer, it was making so much noise you can hear it all the way in the back bedroom. That’s all cleared up and the guy gave me some suggestions on how not to clog it up again the way it was because we were pushing the washer back up against the wall and he was saying to keep that out because the lint is going out of the ducts, it would get caught in there and back up the dryer.

Before, something was wrong with the tub so I got a repair guy to come out and it cost me $170. Also, something happened with my refrigerator that does the icing, 'cause it's automatic, and that cost me $300 and something. So when I learned about American Home Shield, I signed up for it and that was a big saving for me ‘cause it was like 500 with the repairs, probably about six months apart from when I had to call AHS in. It’s my first experience with them and I'm satisfied.

The tech from Realty Rekey came out to change locks. He was good and I was very satisfied with him. With AHS overall, however, I'm not. Their claims process seems crappy, disjointed and it's time-consuming. You call your claims in and it takes forever to get them on the phone. Then, when you get them, they send an email saying, “We found someone who can do it.” However, their contractors never call you even if they're supposed to in 24 to 48 hours. I've had three claims with AHS and no one ever called back. I've had to call people twice, I've had vendors cancel twice, and I've had vendors come on a different day than they were supposed to twice. One contractor told me that he could come on Thursday, but when I called back to schedule the appointment, he told me that he couldn't do Thursday and that he would meet me on Friday. American Home Shield seems like they're overwhelmed. I wouldn't recommend them at all.

They called me when the parts came in and scheduled a time to come and fix it. The heating component of the dryer was replaced. They were in and out in less than 20 minutes. I've had good experiences in the last couple of times I used American Home Shield. It's easier and very quick for me to call AHS and get an answer. But the biggest issue with them is the contractors that they send to the residence. Some of the contractors have been really sub-quality. Otherwise, their whole business plan works. When we had a leak and we could not identify or fix what it was, I called AHS and told someone there that I no longer wanted the former people because they have been lousy. AHS did not send the same rotten contractors, and the plumber who came was satisfactory.

When calling AHS customer to follow up, having worst customer service - long holds, start over explaining the issues every time from scratch, no clear resolution or follow up, I just want to give up. I am actively researching alternate option and as soon as I find one, I will never ever come back (hopefully).

    Original Review: Feb. 27, 2019

When we bought our house 7 months ago, our realtor bought a AHS Service Plus Agreement for us. In the middle of November, we noticed that the furnace was blowing cold air and we called AHS to request service. Eventually, AHS authorized replacement of a circuit board that had burned out and we had heat again. So I was satisfied with AHS at that time.

A few weeks later, the furnace started to malfunction again. It was cycling between blowing hot air and then cold air and the temperature inside the house dropped to 50 degrees. The company that replaced the circuit board - Dana’s Home Heating - send their technician out and he checked wiring, fault codes etc. but was not able to get it to work for more than a day or two before it stopped. Several further tech visits did not resolve the problem.

On December 24, our Nest Carbon Monoxide detectors (6) went off and the alarm told us to leave the house immediately, so we went outside and called 911. The local Fire Department responded with the Fire Chief and a large fire truck. He investigated and told us the the CO2 level inside our garage was “off the scale” and that the poisonous gas seemed to come from the den located on top of the garage and anyone there would have suffocated.

The Fire Chief took us outside and showed us that the furnace was only burning the propane fuel partly and that was the cause of the CO2 entering the adjoining den. He switched off the furnace and opened doors and windows until it was safe to reenter the now ice-cold house. Since we our children and grandchildren were coming over for X-mas dinner, the grandchildren would have used the den. Since this was X-mas Eve, our children and grandchildren would have used the den, so the consequences of the malfunctioning furnace would have been catastrophic for us!

Dana’s Home Heating responded immediately and send the head of their technical team. He spent 4-5 hours on Christmas Day cleaning and re-setting the furnace until it was safe to re-start it. And of course, we have sealed off the Den to make sure this does not happen again. The furnace was still acting erratically and after several additional service calls told us that the furnace was irreparable.

On February 9th - in the middle of the coldest month in Seattle in 50 years with the temperature inside the house dropping to 45 degrees - we requested a service call from American Home Shield. AHS set up an appointment with their contractor - Snohomish Valley Electric - located in Everett,WA. They declined to come to our home on Bainbridge Island, since that trip would involve 2 ferry rides and a 5 hour round trip.

Following that, AHS sent us an email approving that we find an independent Furnace company in our area, as long as it was not on their list of companies that are not approved. We called Dana’s Heating and they came out and again determined that the American Standard furnace could not be repaired and recommended that it be replaced. The technician then called AHS’s Contractor line 800-251-1608 and spent an hour on the phone explaining the reasons that the furnace should be replaced.

AHS then placed their prior recommendation “under review” and assigns “Home Illuminated” in Port Townsend who arrives the next day. After spending a few hours he is unable to repair the furnace and agrees with the diagnosis by Dana’s Heating that the furnace needs to be replaced. He calls AHS Contractor line and gives them his report. I naively assume that this will give the OK TO.

When I opened my AHS “Dashboard” this morning, there was an update telling me to call yet another contractor - Amped Electric - in Everett “to set up a service call”. I presume that AHS is not paying for this but I email the company and they do not serve Bainbridge Island for the same reasons as Snohomish Valley Electric. I am writing this detailed review in the hope this will make AHS stop this absurd line of delays and obfuscating and honor their service agreement. If not, then I will pass this report to the WA State Attorney. My wife and I are 75 and 85 years of age and has been a Horrible Experience! Today, we get a message.

Trouble with my fridge since December 2018. Called company for someone else to fix it and AHS said no. Every time I request to speak with a MGR, no one is available. Fridge still doesn’t work. Multi recalls placed. Only one tech works at the company RX Appliances which was assigned to our work order, and all he does is order the parts and say as soon as they come in he would be back. I usually have to call them after a week goes by in order for the job to be completed. He works fast but doesn’t stick around long enough to actually make sure it works. The same thing happened to the washer. Thank goodness it finally works after 2 months of trying to figure out what is wrong.

I also called AHS and was told the issue would be transferred over to the contracting department, and they would call me back in 24 hours. That was a month ago and still no call. The only thing they did is call RX Appliances and told them to call me and set up an appointment. What a waste of time. If there was an option for zero stars that would be my choice. I am fed up. I have lost so much money on groceries that don’t make it past 2 to 3 days due to my fridge not cooling properly. I will not be renewing my contract. This company needs to provide better customer service. There should always be a manager or supervisor to speak with a customer who is experiencing difficulties with getting their home appliances fixed promptly and properly. The fridge is critical. It is not something that should be dragged out for months.

So, I submitted a claim online with American Home Shield and the process was easy. They sent out techs from Blue Star and it took them five whole minutes to fix it. I got charged $75 and I wasn't exactly thrilled about that, but I didn't know what else I could've done about it. Other than that, the techs were polite and told me that something was wrong with the inside of the toilet.

I also submitted a claim for the pool cleaner and the techs put a battery in it. But the problem is still there and I knew it wasn't the battery. I've left numerous messages and I've emailed the pool people but until now, they haven't called me back and I'm really unhappy about that. So every morning, I have to go out there and undo the cleaner that's all wrapped up because they didn't fix the pool timer. But it's a brand new cleaner, so it can't break.
