Our water heater was not making hot water, and it was the fourth time that that's happened since we moved into the house. I called American Home Shield, and it was the third time and they finally sent Sirius out. They were able to correct the issue and they provided us with hot water as had been done previously, but it wasn’t a part that was covered. It was like a shutoff that was optional. It's kinda aftermarket, so they just unplugged it for us and got the water working. So, that was fine and we can make do with that and certainly understand there are things they do and don’t cover. We haven't had any issues with that since.
I also had another issue which wasn’t a major deal breaker, by any means, but it was something that while I had a plumbing company out, I wanted them to look at. I've had water backing up within the kitchen sink from one basin to the other. And so when Sirius came out, they snaked part of the line, but they didn’t do it properly and I don’t know if American Home Shield knows this, but it caused a major backup in our house and it was a nightmare. We had water that was backing up in the sinks and from the washing machine. And so, there was a major clog in the line that luckily, Sirius came out and corrected. They didn’t charge us a second service charge. So, they made it all fine, but it was a really unfortunate event because I had a lot going on, and I was able to self mitigate like I had to go get fans.
We feel confident after being with American Home Shield for a year. When the plumbers came out and snaked the line fully, they said all the plumbing looked really good. So, those were the big ticket issues that we would have maintained it for anyway, and we feel comfortable with that. We've been happy, overall. In the beginning, when we had the water heater issue, there was a little bit of a delay in them getting somebody out to us, but the warranty really served its purpose over the course of the year.

We called them on Monday night 3/4/19 to fix a water heater that was leaking and destroying our beautiful hardwood flooring. Even in emergencies they tell you plumber won't be out until Friday, 3/8/19 so we without hot water until then. Had to call our own plumber to review it and he shut our water for us. Their plumber came out, looked and said would call AHS to review, then said we needed all this expansion tank and other modifications and the heater. Another plumber reviewed revealed that they were lying to get high charges from us about $1100-$1200. We argued the point with them and they said we could get it fix and they would send us a check. The check turned out being $479.
We ended up paying approximately $750 to get it done on Sat, 3/9/19, hardwood floors destroyed and all. What have we paid AHS for in the last 2-3 years, you cannot get them to do anything, but ask for more, astronomical rates when they come back out? They have received 2-3 times in premiums and they still trying to get more money from customers? And they have the nerve to go up on our premiums without notifying us of the change on our credit card. They also debited our card for two deductible fees for coming out to the house when they didn't even do anything to get our water heater fixed.
We out of money for no service--but for the plumber to look and say what we needed and fixed nothing!!! Please don't use this company, you better off calling a local plumber and paying them to fix whatever AHS suppose to be covering in your premium payments and deductibles, because they are not going to fix anything, and you will be out of money for just calling them!! They did the same thing with my ceiling fan about 1 year ago-- they tried to get $400-$500 from us to fix it! They scammers!!!
Good afternoon Ralph,
Your concerns are greatly understood regarding the water heater experience and non covered cost. I would be glad to speak with you and get the issue resolved.

When the motor on my AC unit went out, I submitted a claim to American Home Shield online. The process to get the claim started was easy. Their contractor called me the next morning and was out of my house an hour later. My son told me that he came in, looked at it, diagnosed the problem, and said that he had to get a part. He went, got the part, came back within two hours and had it fixed. I was very happy with it.

After I submitted a claim for our dishwasher, it took about a week before the first guy came out. The contractor was TrueFix Repair and they first checked then replaced our dishwasher. But the first guy actually thought he could do a repair then it turned out the part that he needed was no longer available so it took about 10 days before they came to replace the dishwasher. They kept me very well-informed though.
The technician went to order the part then he called me a couple of days later. He said he had to contact American Home Shield about the part. A few days after that, he called me up and said that he wouldn’t be making his scheduled appointment because the part was no longer available. He said that Home Shield would contact me to set up a replacement and that took another couple of days. But all in all, it was fairly punctual and quick. It was really good service and I was real happy with them. Those people were young, very professional and very courteous.
The process of submitting claims with American Home Shield is real easy too. I use the little questionnaire thing online and that has worked out real well. American Home Shield replaced our air conditioner last year and the folks who came out then were real good. I've been very satisfied with American Home Shield pretty much across the board. In fact, in the last couple of years, I've recommended American Home Shield to half a dozen of my work colleagues who have been getting onboard and using it.

We had a little issue with one of our air conditioners and we submitted a claim online to American Home Shield. Getting the claim process started was very easy and I’m totally pleased with the results. The technician who AHS sent out was very knowledgeable, prompt and professional. It was not an easy problem to identify because we had this problem last year and couldn’t resolve it. He was able to resolve it very quickly for us and I was impressed. The performance of the air conditioner has been excellent since the repair and it was what we wanted. We're new customers of AHS and we've had two claims with them. So far, we're very happy with them.

One of my colleagues signed up with American Home Shield a couple months ago, and he told me about it and said it was a good idea. I researched it and the price was pretty affordable. I made a recent claim online and the guy came out, assessed the AC and determined that the system is still relatively good, but he found a small leak on the inside unit in the house. He had to order a part, but he said he had to go through the approval process and submit it to American Home Shield. They’re still working through the repair and I'm waiting to hear back from the vendor on when they're gonna be able to fix it. But the experience has been really good.

We had three separate claims for plumbing, appliances, and electrical fans. The valve broke in the shower. My washing machine and dryer was broken. Then I've got two fans in the house that just stopped working. I submitted a claim through messaging. The guy that had helped me online was great and was able to answer any of my questions. So, everything there went really smoothly. The contractors on the appliances and the plumbing came out to help us within a week. But then on the other one, I've actually struggled with. I had to get a hold of American Home Shield because they came out on the 4th of March but as far as my experience directly with AHS, I would definitely recommend them because it's a tremendous service with a tremendous amount of savings.

American Home Shield has been absolutely excellent. The garbage disposal stopped working, and Adam's On-Time Plumbing came out and said that it was beyond repair. They then replaced it. They had the equipment right on the track and able to do it quickly. The techs were excellent. I submit claims on the phone and the reps have always been very good. I’m fine that they come here as very responsive and does exactly what they said they are going to do. I’ve encouraged my friends and neighbors that they should go with them --- I am an advocate. My hot water heater broke so I filed my claim on American Home Shield's website and it was very easy to use. I fill out all the information and they text me the information on who's gonna get in touch with me, and then I go from there. RK Plumbing contacted me that same day. Also I'm still waiting for somebody to come out and look at my air conditioning. That was on the same day too. American Home Shield passed it off to somebody else. It was Crispy Air & Heating, and I've never got any feedback or any call from them.
Also the last time, my washing machine went out on me, and it took like almost two weeks to get a drain pump. They have them at the appliance stores. I live at Tucson, Arizona, and it's a fairly large area. I could have went and bought the part, and had it at the house for the guy to come out the next day to do it. They didn’t need somebody to come out two weeks later, order the part, and then come back out two weeks later to put it in. Other than that, I would recommend them.

We're disappointed with American Home Shield's service. The cooktop on our range has been dragged out longer than we anticipated. This is going on a little bit on the third week now. It's supposed to be installed this Friday which will be the week four. I've had to constantly follow up with them, try to get information on it, and there's no communication on their part. The contractors came out and tried to repair it first. We have an old cooktop where they replaced all those with new ones and they didn’t work. They didn’t test them before they left. They came back out and said they can't repair it and that they're gonna have to replace it. It went on for two weeks, not knowing if they had ordered the replacement or if they were gonna try to repair it again.
So finally, I called them and asked what was going on. They said they're gonna order me a new one. I asked how long that is gonna take and they said they will have to email me an approval. That took another four days to get in progress. And so then, I called back and asked where were we a few days later. Then they said my order should be here in 10 days. It has just been one delay after the other. And it has been my response having to initiate, trying to get answers on what's going on. Even so, the general person who came out and did the work was very efficient.
David,
I hate to hear that you were not satisfied with the service received with AHS. I will follow up with you as soon as possible in an effort to assist you with your unresolved matters regarding this request. Thanks for your patience.

American Home Shield was part of the purchase of the home and I have been with them for less than a year. I usually go online under the account and submit a request for service with American Home Shield. There is a service charge, then they have their selected contractors and within a couple of days, somebody comes out. The process is really easy. I had a claim with American Home Shield recently for an HVAC repair and Comfort First Heating and Cooling came out. The techs were professional and knowledgeable and they were able to troubleshoot the issues and make recommendations for repair, then they got everything taken care of. They got it fixed on the same day. I am happy with American Home Shield. I’ve only had used them once, but it is nice having the security and peace of mind that I can get stuff fixed.

In a recent experience, Bradley Appliance had to replace a fan in a refrigerator and they were very professional and knowledgeable. The leaking was all plugged up and they did an excellent job. I have a water leak somewhere on my grounds. I submitted a claim to American Home Shield over the phone. The plumber came out the day after. He was excellent, very incisive and covered all bases. He also crawled underneath my pair beam just to make sure that I didn't have any leaks under. The only leak that he found was on the outside spigot. He said it's so small, that for him to blow all the air and everything in there would make it worse. It's one thing he found that he could see unless I want to dig up my front yard and start looking that way. I have a u-shape driveway so that means they will have to break that up and do all that.
The nozzles outside are not in the home, so those are not covered. It was a waste of a $100 for someone to come out and tell me that I have a leak but it's not covered. It's an additional $500 to get it done. My home was built in 1965 and it has been remodeled. Some of the plumbing has not been redone. The problem is an older nozzle and the water hose is connected to the faucet that's leaking. But in order for them to make it covered, they're gonna have to reset it into the brick wall. Nevertheless, I would recommend American Home Shield to others.

Also, my information was already saved in there, so I just clicked some circles, stopped auto populates, made the payment, and it was a done deal. It was super quick and later, Wright Appliance Service & Repair came out to fix the problem.
All in all, I'm super happy with American Home Shield and I've never had a bad experience. The contractors they've sent out have always been great. They've always contacted me and stayed in touch with me. I had a claim for an AC repair before when it had been raining really bad and the lady at the shop, wherever it was, called me two times a day with weather updates saying that she hoped that the techs would be able to get here. I have been a American Home Shield customer for two years. I recently had a slab leak and American Home shield was prompt in arranging a plumber to come out and evaluate the situation, however; their technician had to come out twice to verify what I already knew was a slab leak. Their technician recommended a re-route of the plumbing and American Home shield declined to cover any portion of the cost. Additionally, the slab leak also led to the discovery that the gate valve for the water shutoff to the house was not closing the valve properly and the main water line had to be shut off. Gate valves are covered, and I had to hire another plumber to come out and complete the repairs because the technician never followed up with me to let me know what American Home shield intended to do.
I also discovered a toilet bolt was broken and needed to be replaced which usually means the toilet will have to be re-seated with a new wax ring. The valve and toilet reset are covered, but American Home shield wanted me to submit another request which means another 125.00. This is horrible service. The plumber I selected to complete the re-route had the best reviews in Orange County compared to no reviews from their choice of plumbing experts. Horrible service and it made no sense to generate another call since I had a plumber already at work on the re-route and the plumber evaluated the situation. I'm seriously thinking of trying another home warranty company like Home Select.

Horrible service, the staff attempts to diagnose problems over the phone rather than sending a technician to the property. I called to request service for a garage door and I was told the problem was with the "clicker" and was told that the it was not covered. I called a repair company and they informed me that the Springs were broken and needed to be replaced. The cost for that was $275.00 which we paid to get the work done.
Our Warranty plan is the Shield Plus Plan which costs $655.00 per year with a service call fee of $75.00 per call for covered items with no additional fee for repair or replacement . We checked our contract and the Shield Plus Plan does cover the Garage Door Springs. So we paid $275.00 for a repair that would have cost us only $75.00. This is a classic example of consumer exploitation and breach of contract and the garage door is covered - Awful communication, utter lack of listening skills on the part of the telephone staff. They refuse to escalate the calls to supervisors even after repeated requests.
This company is very deceptive, the new service calls are routed to a US call center and the service request calls are routed to the Philippines and there is a noticeable difference in the communication skills, and speed of comprehension on the part of the call takers. Very frustrating. The following is the language in the contract "4. GARAGE DOOR OPENERS. COVERED ITEMS: Wiring – Motor – Switches – Receiver unit – Rail/Trolley assembly – Hinges – Springs – Remote transmitters."

Their contractors come in and they've been very kind and courteous. They do what has to be done. In my home, the master bedroom bathroom and the regular bathroom are joined together. I told my son that our rug was wet and I didn't know where the water was coming from. We called American Home Shield and told them that we had a leak somewhere. A serviceman came and he said that it was the piping. But he was not going to try to go into it because he didn’t know how big the job was. He said that I have to have someone to come in, check the piping and run pipes into the house. Until they find out exactly what was going on, the serviceman couldn’t do anything at that time because the thing had to be pulled out from the wall.

We had a problem underneath our sink. There was a leak coming from the water disposal unit and it had been leaking for a while. I tried to fix it but I couldn’t, and I submitted a claim with American Home Shield through the internet. Their website was very user-friendly and navigating through it was very easy. The communication was excellent.
The contractor, A Water Solution, came out to do the repair within a day and a half. When the technician arrived, he was fantastic. He was one of the best guys that I’ve ever had in the home. He took his time, looked at what he needed to see, and diagnosed the problem. Luckily, he had the part in his truck and he was able to fix the problem in a very short period of time. Since the repair, everything has been operating and functioning very well and we were able to put everything back under the sink. This made my wife happy which is a very good thing. Having the warranty for our property has been great. We are discussing upping it and doing it again. We’ve used it twice and both times have been very successful. AHS has worked well for us.

I went online and submitted a claim with American Home Shield for my central heating. While they are 24/7, you have to wait until the local vendor could get out to your house. I wish that they were able to send out a contractor sooner. But the tech team that I had was great. They were very knowledgeable on what to do and were at my house for less than an hour. The unit has been perfect since and it's no longer cold at 2:00 in the morning.

Our heater wasn't working and the contractor came out. They replaced the propane valve of the heater. We’ve been with American Home Shield just since January but this was our second experience with a claim. I prefer doing it online. It’s handy, faster and seems more convenient. For the most part, the contractors were good. However, I felt like the AC company was trying to upsell me on stuff. They told me they could do the repair and then, they wanted me to get a quote for an entire new AC unit. I told them no. Then, when they came back and did the repair, then they wanted to put me on a surge protector unit which wasn't really necessary. Nevertheless, the service was quick and they did a good job. I don't have a problem with the actual service that they did.

The air conditioning at the home that we purchased was supposedly serviced. But when we arrived, we couldn't get the air conditioning to work. I called American Home Shield and their reps were very good and helpful. I was given an expectation of when I should hear from a contractor and when I might expect them to arrive. Since I was calling on a Friday, I was told there may be a delay because of the weekend and depending on what was going on. But everybody responded very quickly. The technician came right away because it was a really hot time in Florida. He said that he was gonna be coming over at a certain time and he'd give me a heads up that he was coming. He came at the set time. We're in a gated community so a notification had to made in advance to let the technician in the gate.
The people that serviced my unit were really good. If something goes wrong, I would just call that company again. I felt very comfortable with their service and with the person that came out. He said it was just a matter of a few twists and turns of something that had been at the wrong angle. It wasn't a huge problem and he also found a lizard in one of the lines. The service was wonderful and all is well now. The unit has been running well and it's doing what it's supposed to do.

My experience in submitting claims through American Home Shield has been prompt and great so far. Whenever I submit a claim to them, I do it online. It's easier. When my dryer wasn’t heating last month, Donaway Service Company came out for it. They have been very pleasant and helpful. They called me prior to going down. They had to get parts and had the repair done two days later. They did a great work and the dryer is working fine. Just this past week, we had AHS to get our water heater fixed. They told me it was fixed, by a different contractor, but I haven’t been back to see if it was.
If possible, I would like to have a copy of what those people have done so that I can keep them for my records and know what was done, spent on and replaced. The other day, I called the plumbing guy and left him messages, but I haven’t heard anything back yet from him. Other than that, I have American Home Shield's coverage close to three years now and I would say to somebody considering them to definitely use them.

Also, the people that they have working for them speak very little English. I’m 80 years old, I can’t hear too well and I was having a difficult time understanding what they were telling me. When I asked some questions, I had to tell them to repeat slowly. Also, I'm not happy because I didn’t understand that AHS just takes care of the washer, dryer and other minimum things. My lights were dimming and then they would come on bright. At one point in time, they were flashy. When I turn on any appliance especially any appliance as little as a toaster or the washing machine, it would dim and then come back on bright or it would flash. Filing a claim with American Home Shield for the issue was very easy. They have various entry points. I can use the mobile app or online or I can talk to a live person. I prefer to talk to a live person but for this specific call with the lights, I went online because I was not sure whether the electrical work that was required for my home was covered. I needed a lot more definition of what was covered in that electrical system.
The AHS intake person was very nice. She answered and in the areas where she could not respond, she had me hold very briefly and talked to a manager or some other SME’s. Then, she came back to me with clear, articulate results. She asked me questions to make sure that she understood my problem and she came up with the best solution. She then sent Alejo Electric. She wanted to be specific as to the expertise of the technician she wanted to send me and she sent me a very competent tech.
Alejo called and they gave me a window of when the tech would be arriving. They kept calling to slim the window down to the very point when the tech was even five minutes away. He was here on time, introduced himself and showed me his ID. He came in and we talked about the issue. Then, he went to the power box, worked on it, did some testing, tested all the lines and came back with a resolution. I had the electric company itself earlier come in and it said that the issue was with our breaker box, so the Alejo tech checked the breaker box. He told us that the issue was not from our breaker box.
He went in there and updated all the fuses and made sure everything was okay. We checked and still the problem was not with us, so he tested the electric company’s line and he found out that that was where the issue was. He explained it to us and then he put a notation on the invoice explaining what the issue was. The tech believed that the electric company will have to break the side wall to go to the main light to fix the issue.
We then called the electric company and the electric company came in for a second time and they decided to check the breaker box. We brought the invoice with the explanation out to them. The Alejo guy had done such a great job that the electric company followed his explanation. The electric company tech tested it and he came up with the same result and then he proceeded to tell also that they will have to break the side wall. It would take days because they have to get permission. All in all, American Home Shield provided the best solution, an excellent diagnosis of the issue and they did a very good job up front, so that we’re not going back and forth with the electric company. It’s always a positive experience working with AHS.

He checked the garage door opener out and he said he couldn't guarantee anything but he'd see what he could do for me when he got back to the shop. AHS would not replace it and I was on my own. I host a television show on real estate and American Home Shield used to be a great sponsor with us. We wanna get people buying homes a home protection plan whether or not they pay for it or we pay for it. I have nine properties myself and I've been using American Home Shield for 30 years. When the heater in one of my properties was going on and off, American Home Shield sent a guy who was really good. Sometimes, the vendors that American Home Shield have are not as good. But this guy was really thoughtful in figuring out what was going on. He had to come back about three times because there was a split wire that was shorting out that was really hard to find, but he traced the whole thing. He did a thorough job and my tenant is very happy now.
American Home Shield has always been really good. The first guy that was their representative was the best. But the last girl they had down there was not as receptive. She was okay though. American Home Shield try to use the same vendors and that’s pretty important. But there's just one thing. I always like to talk to the service people that are out working on a property so they can explain to me what is going on. But I was told that it was against policy to allow the service person to call me. That didn’t sit well with me and I didn't necessarily understand why.
I’m the owner of the house. I should be able to talk to the guy who is fixing it. But I don't know if that's an American Home Shield policy or the contractor's policy. Other than that, I usually recommend American Home Shield. I work for a big company, Dickson Realty, and any time we list a property, we automatically have a policy put on the listing and we try to convert that to a sale when the property closes. We are pretty successful with that.

Our realtor told us that American Home Shield was the best option when it comes to home warranty. My mom also had them continuously since she bought her home over 20 years ago. So we got a policy from them as well. One thing I would like them to do is have an easier way to clarify the difference between what’s covered and what's not. Some of the things that the techs have told us that were needed to be done, AHS has told us were not covered. They would even send us the clause where it states that.
American Home Shield also needs to be more specific about the difference between a major repair and a minor repair, and if our home service is only for minor repairs, like plumbing, because anything beyond that, our coverage truly doesn't cover. I understand that because the warranty is affordable at $53 a month but I'm now wondering if they have a detailed plan where you could buy up. That part to me has been kind of frustrating. Who gets to say what’s covered and not covered?
American Home Shield should vet some of their vendors in terms of presentation. Once, we were having an electrical issue and we couldn't cook. I went online and filed a claim. Being computer literate, doing that was easy for me. The first vendor that came out seemed like they were fishing to see how much work was gonna be involved. They seemed like they weren't interested and told me that I might wanna call AHS back and get someone else. A gentleman from Alejo Electric then came out. I was apprehensive to open up my door for him because he didn't look really professional. He had a van with just a plaster on it that I could’ve made in my class with a paint drawn in. I was glad my husband came home. But the guy was prompt and seemed very knowledgeable. He explained to us what was going on. I was pleased. It took eight days before that claim got completed.

I submitted a claim online due to a small leak in one of the taps and American Home Shield sent out Grade A Plumbing. The guy was here within four hours. He saw the problem and showed me that aside from the leak I had seen in the front, there were also leaks on both the sides and even in the wall. It was a small dripping leak and our biggest concern was that it was wasting water on a daily basis. Initially, I thought it would get corrected by itself as certain things do, but it did not happen. We waited for three days until we realized that the drip was a concern enough to be rectified. It could have been a major expense if it wasn't identified. The guy fixed it within a few minutes and he was gone. I have been using that shower after that and it seems completely fixed.
I've had American Home Shield for about six months now and I've used it a couple of times. I also had a plumbing claim in the past wherein American Home Shield sent Grade A and the person who came in for the second time was the same person who came before. He was able to show me what exactly needed to be done. It basically needed some bolt tightening every time I open and close the tap. The house is a relatively older one and has older plumbing. I also used American Home Shield for winter HVAC cleaning. So far, it has been a good experience and I would recommend American Home Shield to my friends.

American Home Shield sends out some of the worst rated companies in the area and this becomes a nightmare. When my air went out in the summer with temps averaging 98 degrees, they send a company that did a terrible job. They ordered the wrong part, then almost two weeks later, they sent two kids that look like they were in high school, the repair had to be redone. When my tankless hot water heater broke they sent out someone who didn't know how to fix. I had to contact them and request another company. Needless to say was out of hot water for close to a three weeks.
Just a suggestion, AHS should partner with Angie's List or HomeAdvisor so their customers can get great service quickly the first time. My refrigerator is out now and I will have to wait 3 days before a AHS repair person can get to my home. If you never used HomeAdvisor, once you put in a service request you normally get several phone calls from companies who are more highly rated than those who AHS dispatches to your home. AHS it seems as though they are more content with collection annual and service fees without regard to the level of service the companies they use to do your repairs. (Dec 2017)
Now my Microwave died and my oven is not heating properly, they want to sent a company that I can't find any information on when I searched the internet. The other company they want to send has 2 star ratings from other customers. And I have spent 4 hours total today with service rep. I will definitely be cancelling this contract. Just like I mentioned in my previous comments from Dec 2017 they will sent any 2 star company to your home but the rep was bragging today about having the most advanced technology to request service. What a joke. I will be posting these feedbacks on every and all site to let everyone know AHS is horrible. Oh and I bet I get some generic reply about how sorry they are for my dissatisfaction, blah, blah...all lip and no action!!!

It was disappointing though that it was wintertime and we had no heat for a whole weekend. Luckily, it was a warmer weekend when it happened. It's hard though to have children and get them ready for school when it's really cold in the house. But by Monday, somebody came and fixed it and got it running.
The guy who came explained things that he was doing. He was friendly, very nice and professional. The furnace has been fine since then. However, there should be a more immediate way to address some life and death conditions than waiting until something is open. There are places that are open 24/7 that respond to emergency calls so they could also expand the amount of contractors that they can use.

It wasn’t even 15 minutes from the time that the technician got here until the time he was done. He had the part on his truck, he went outside, He diagnosed the issue relatively quickly. Then he went out and had the part on his truck, and he replaced it. So, there was no wait there and it was the fastest repair of any kind that I’ve had.
Then I had one other claim in the same week. Our washing machine was having an issue. This time, the tech didn’t have the part on his truck which is completely understandable. But he diagnosed the problem and explained it to me. It was great that he diagnosed it and prevented a flood from happening in the house. I have them for eight years now and recently, I submitted a claim for an AC tune-up where they sent out Anthem Mechanical Palm Springs. This one went a little bit quicker than my other claims, which was nice, but maybe it was because it was not 120 degrees out yet, so they weren’t that busy. I called on a Friday and the rep I talked to told me that they could have somebody here on Monday. Then on Monday morning, she called and said that a technician called in sick, so they needed to reschedule. But it was no big deal. When I have a claim, I just call it in and I speak to a person. I don't usually do the automated thing. For this last claim, it was kinda weird because when I called AHS, I was on hold for quite a while. When I finally got somebody, he gave me a number and told me that I had to call it. It’s relatively simple to do claims with AHS. I submit the claim and then the contractor contacts me later that day. The contractors are knowledgeable and they do the job. The rates are high though. The AHS service fee and the monthly rate went up without any notice. Also, it would be excellent if they have a better variety of contractors available. In the past, I had contractors that I didn’t particularly care for but I was stuck with them anyway. Also, we work to be able to afford the service but I had to adjust my schedule around it. If they have more contractors, I wouldn’t have to adjust my schedule. I got friends that also have AHS and we’ve had it for a really long time. We had it at this house and we still got it at our other house and that seemed to be the same thing. I basically have to take off for my appointment because they don’t have enough contractors to work around the schedule.
But other than that, having AHS is really convenient when I don’t have to search for a contractor and take a chance on paying and not getting the service. In fact, I have recommended AHS to people with houses, especially those that work and older people because it’s convenient to not have to deal with strange contractors, not knowing if they’ll like us or abandon us.

Submitting an online with American Home Shield is simple but in their website, it’s hard to figure out what you owe on your account. They also use people that are so busy that it takes forever for them to come out. It took a week for the contractors to come. They answer back, but they’re pretty booked out. I turned the claim in on January 25th, but we’re still working on it. They can’t seem to find the problem. I put a new heater in and now that they put the covers back on, it’s doing the same thing it did when we had the old heater. It just wouldn’t turn on, and then when it did turn on, it would turn off after it reached a certain temperature.

The refrigerator was not working and was making noise. We contacted the American Home Shield and submitting the claim online was very easy. The next day we got the appointment. The contractor was excellent. They checked the refrigerator and described the process very well. They ordered a part and mentioned that it was gonna take a number of days. We got whatever we were expecting and the refrigerator has been working fine since the repair. I tell others that they should take AHS' service. We’ve been members of AHS for a long time. They've been helpful and we've had a good experience every time. Plus, it’s easy to get assistance whenever we need it.

When the washer and dryer had gone bad, I couldn’t wash and dry my choices of what I wanted to wear and my gym clothes. My daughter couldn’t wash her dance clothes too. Then it also costs a little more money to go out because we have to go wash and dry. American Home Shield sent Tri City Appliance and diagnosed what was wrong. They were very friendly but didn’t fix it. American Home Shield had to replace both the washer and dryer. The rep gave me the option of choosing one on my own but then they chose one for me. I wish I had chosen though because I do not like the washer now. I’m not satisfied with it.
I called in the claim to American Home Shield for the washer and dryer. But I would rather file claims online ‘cause sometimes there’s such a language barrier talking to the representative on the other end and I cannot understand them. It even seems as though they don’t understand me because they’re not speaking fluent English. However, there's just too much back-and-forth going online. Also, the prices are just so expensive compared to other vendors’ homeowner policies. Other than that, everything was good.

My property in Vegas is a rental and the tenant ordered two services from American Home Shield. I paid the service fee of $75 for the garage door and he paid for the AC but his credit card didn’t go through. Not knowing that he had to pay for a service fee, I thought that my payment bounced. So, I called the billing department and the billing confused me. I didn’t know that there were two different service fees they were talking about. The rep couldn’t explain it to me on the phone. I knew that he wasn’t speaking English and he wasn’t listening.
I was on the phone almost an hour with this guy including being on hold for 45 minutes waiting to speak to a supervisor and he would not let me speak to one. Then, he transferred me to the cancellation department where the lady was nice. She was able to log on to the computer and explained everything to me. She said it was the same system that he was reading. Within five minutes, she cleared everything up and was able to take my payment. Considering she has a rough job of dealing people who want to cancel, she was very nice. She saved AHS from me cancelling.
Since it's a rental, the tenant usually makes the claims. The team and the property management that I hired usually does it but when it comes to the billing part, I get involved. The customer service and the cancelation department were good but I’m irritated with the billing department. I’ve had the warranty for two years and for the most part, my experience has been good. I would still recommend American Home Shield.

I also had a claim for the air conditioner that went out and the contractor who came out to fix it did a great job. I request service online and the website navigation is easy. I've had two claims with American Home Shield, so far. I've put in a heating claim when I was having issues with my thermostat and another one for a ductwork. The ductwork was more of a foundation issue, the way the house was built. The contractor didn't sound too optimistic that American Home Shield will pay for anything but I'm still waiting to hear from AHS. The first call that I made was because I had a leak in my basement. And for whatever reason, they said AHS didn't cover that either. Nevertheless, the contractors that came out were fine.
Every time I'd call AHS, they'd tell me that my issues would not be covered under the policy. They'd charge me money and would tell me whoever would be coming out to look at my house, and then they wouldn't cover anything. I'm paying for the visits from whoever's coming over to my house, but I didn't pay for the policy. I got the policy after I bought the house and all the text messages I get have the previous owner's name on it. I've called a couple of times to complain about that and they continue to send me text messages with her name on it and not mine.
Somebody has already paid for the policy, so AHS is making on that. On top of that, they're charging me to have these guys come out and tell me that AHS don't cover anything. I understand when something is not covered, but don't charge me to have somebody come out to my house and then not give me my money back. That's not fair. So far, I'm out of pocket of at least $200 and nothing got fixed in my house. Having American Home Shield has been worthless. Instead of helping me save money on things that I need, it has cost me money. I've gotten zero out of having this policy.
Good Afternoon Giuseppe,
Your concerns are understood regarding the claim denials and the service fees paid to AHS. I would be glad to speak with you and get the issues resolved.

As a first-time homeowner, there are things that I'm still learning and he gave me some advice as far as maintenance and where to turn to help avoid further issues. My refrigerator water line for some reason the water isn't there, so I called AHS on 03-14-2019 for repair and they sent me a plumber who stated I need to run new water line due to the actual water line being too long. AHS stated under my contract agreement C-3-c does not cover modifications, but my contract didn't say that, instead it says:
"Coverage under your Agreement is for a Covered Item malfunction occurring during your Agreement Term caused by: a. Normal wear and tear of the Covered Item; b. Rust or corrosion of the Covered Item; c. Improper installation, repair, or modification of the Covered Item; d. System installation where component units of the Covered Item were not properly matched to each other for proper operation; or e. Insufficient maintenance of the Covered Item." Called several times for many days and put me on hold for more than 45 minutes every time without a solution to my request as of 02-20-2019.

DO NOT PURCHASE THIS HOME "WARRANTY"! I had an emergency - Septic backup on a Saturday - I put a claim in and was told 24 hours until I could get a call. They gave me the name (I submitted claim online) and Googled the plumbing company --- never heard of, no websites, no reviews, no basis that this was a real company. The company never called. Mind you - this is a septic back up - an emergency situation. My family was without water. I called a local major company to come out. I ended up having to replace a septic pump. Again, put a claim in, a different service and got the same, no-name plumbing company out of Detroit with no online presence. Seemed sketchy. So I waited for a call, no call. I again had a major local company come in and fix my septic pump.
I contacted AHS to possibly be reimbursed. I was told to submit a claim, and I sent a letter of explanation why I could not wait for the EMERGENCY situation and they denied my claim. I understand they want you to use their companies - but this was an emergency - there was septic back up --- and they still denied my claim. I got a letter, already saying basically I could not appeal and my file was closed. Also, BTW the letter came from another company called "Front Door" which is odd since AHS is my warranty company. Completely dissatisfied.
Hello, Cynthia. I apologize that you had that issue to occur. It is true, AHS does not guarantee emergency service, but we can definitely offer other options if we are advised of the severity of the situation. A member of our Social Media team will contact you directly.

Updated on 05/28/2019: I thought after writing my second review about the ongoing issues with this company there was finally a solution! Well that turned out to be more of the same runaround. In the beginning of April I spoke to someone and that person told me "we talked to last company, sent out to look at your stove and we’re replacing it and you have two options. Pick one of the stoves on the list they sent to me or find your own and we’ll send a check for $1200 the cost determined for the stove of no use". Well I go out and purchase one. Notified them that I’ve purchased a stove within that amount and have be waiting on the check for almost two months.
Now we get to last week and today, phone call after phone call to be told it wasn’t approved. They can’t find the information stating it was. "We have claims that have been waiting a year (that was said after I exclaimed this is ridiculous we’ve been without a properly working stove since September of last year). We don’t know who told you that, we can’t find anything but let us go back and check, no one should’ve told you that!" Just ridiculous! When you asks to speak to someone other than the first person you get, the calls are on hold for 15 minutes or longer and they conveniently are disconnected! The last caller hung up and told me they would do so after asking for someone over her! How is it possible for so many “customer service reps” poorly handle one claim and not pass a call through to someone higher up in the company for a proper and final resolution?!
Updated on 03/25/2019: So in my first review last week, I mentioned that “AHS” wanted to send another tech out to look at the stove. He comes out and of course “AHS” hasn’t mentioned or explained to him the reason for the service call, only was told that there was a broke stove. He looked at the stove and made the exact assessment of the previous service tech in January. that it was broke while it was being serviced and it shows that! After taking pictures he explained that when they are sent out that if upon arrival they discover something is broken then they want touch it or work on it, especially if a different service company is responsible for breaking it.
Before leaving he says he’s going to write up his report and get back to me so I wouldn’t have to wait for a response, which I greatly appreciated it! Just got that follow up call and was told that “AHS” told him that the cook top was broke the first time they were sent out! Unbelievable??? Not that I expected anything less after the 7 months of BS customer service, response time, follow up and the run around that has been given to me.
I knew sending out someone would be another day wasted with no resolve and more BS to add to and already unnerving situation! The crack in the cooktop is so large why would they pick it up to attempt working on it (which was the thought of the service tech and myself in the follow up call) if it was in fact there the first service call??? They wouldn’t and it wasn’t and they came back not once but 2 times after the first call and the third visit is what lead to the day they actually cracked it!
Original review: This has been horrible customer service and communication! The company they sent to repair the stove in September for a very minor issue created bigger issues after the first “repair”! After waiting over a month for a part to come in, during the install the two techs cracked the stove top which was on Halloween 2018. I heard the loud thud the tech simply stated use it if it works after inquiring about the thud. Called AHS and explained what happened and told them I have security cameras and it showed what happen. Was told by AHS to tell them when they come back. Which didn’t make since they broke the stove why would you have them come back (which was supposed to be before Thanksgiving)?!
Well nevertheless upon return a week after Thanksgiving it didn’t go very well at all! He stated that he had to replace the part I just waited a month for again and a heated conversation took place about them cracking the cook top last visit! Called AHS back they said they would send someone else. It’s the beginning of December now and a new tech shows up clueless as to any of the ongoing issues that have been going on and explains he just came for a broke stove, didn’t know what kind it was because AHS didn’t tell him and he doesn’t work on induction stoves! So then I call AHS and they tell me someone else will be here to fix the stove, which will make 6 days I took off and 4 different techs. On this particular visit the tech says it’s clear to him that the techs broke it during work on it and that he would write up his assessment as such and let AHS know.
Now we’re into January, spoke to someone from AHS and they said they would order a replacement and apologized for any inconvenience etc. Called last month still trying to find a stove. Called this morning March 20, and was told the claim was denied! How did it go from us waiting since January for a replacement stove to them saying the claim was denied? Miraculously all the previous discussion about them finding a replacement disappeared in the notes and were never logged, yet my payments every month haven’t disappeared!
So after speaking to someone the initial start of the call was transferred to someone in the “resolution” department. Was put on hold a few times why she tried to find any information about the replacement, claimed she had just called the last tech and was told he couldn’t determine what happened. Did she have his number on speed dial, was only on hold for about a min? Funny how customer service calls start with them saying you’re being recorded yet when they need to use their own recordings or grab information from the “recorded calls” they can’t seem to locate the information. Then she says let her send someone else out to finally resolve this problem. To resolve or so he can make an assessment based on what AHS would like him to report back. It seems as if us the customer being frustrated and still going on 7 months without a working stove they want us to cancel the policy. I can tell you this I’m not!
I certainly hate to hear that you have received less than satisfactory service. I will follow up with you as soon as possible in an effort to assist with unresolved issues. Thanks for your patience.

I have been with AHS for around a year. My first experience with them was actually not too bad except I had to stay on them to replace my microwave. My second experience was a nightmare and I have pictures to prove it. My hot water heater was not heating well so they sent a company that was rated 1.5 stars which I understand happens sometimes. So I was being patient and watched his work. He then proceeded, without draining the water heater which everyone should know to do, he decided to open it up.
Well guess what happened. Around 30 gallons of water sprayed out and went all over him, and later me since I helped do bucket runs to remove water from my garage. My garage was flooded with water and most of my items it it got soaked. The one positive is the guy from the shop stayed with me and help clean up. It took us 2 hours to do it and I lost some items in the process. Everyone makes mistakes and I understand that and it was cool of him to help.
The part I didn't like is AHS called and seemed to be proud that they were not going to fix a few of the items on the repair. Which again I understand. What I don't understand is that when I told them what happened they didn't seem to care. I personally feel for the hell I went through they should have at least not charged me for the call. On top of that which is perfect for me, they sent me my new bill for the year on the same day this happened and it actually went up. I will be looking for a different company.

We've had our furnace serviced before and then again recently, we had a claim for it with a different reason. I went through the online process and it was very simple. American Home Shield sent Value Heating who I already know 'cause they’ve worked on both of my properties before. They're good guys and they work really well. We explained the problem to them when they came out, and they fixed it. The furnace has been okay since the repair and I've no complaints.
The only thing I have with American Home Shield is that during high-level seasons when it's really cold or really hot, they tend to have only 2 or 3 service companies that they contract within my area. So, I have to wait sometimes. If it's a high summer and it's 105 degrees, and the air conditioning breaks down, one would wind up waiting a few days for help. Same thing happens in the wintertime when it's freezing cold and the furnace breaks. That’s the only rub. Still, American Home Shield is a great service and I've invited many people to get it.

My recent claim with American Home Shield was having my septic tank pumped. I submitted my claim online. AHS sent Marshall Septic and the tech said that my septic tank needed to be pumped and they were gonna send someone else, but it took a while. I called AHS to find out if they found anyone. They told me to give them a little more time to try to find somebody, and if they didn't, I could go on and find somebody else and then they would reimburse me. The guy from Marshall called and told me I had to pay upfront but AHS told me not to. I started to call Marshall back and told them that I won't pay the tech upfront and if he had a problem we can call AHS. The guy said it was okay and it there was no problem.
My sister has AHS too. Her septic tank had to be pumped just recently and Marshall Septic did her the same way. She ended up not even using them. If the service is for us to not pay somebody upfront, every vendor should know that and not put the customer in stress of worrying about what AHS is saying versus what they're saying.

I’ve filed multiple claims at American Home Shield over the phone and they narrowed it down. I had plumbing issues where the toilet performance was an old style from the late 80's, and I simply replaced the toilets. The only drawback was that their hold time was enormous. I was on hold for 25 minutes and that was the painful part, especially when I was trying to find contractors. Callbacks are good but sometimes the contractors are limited. Recently, two were not available. I already had two guys out, but they were not resolving the issues. I had to get the company to stretch a little bit and find somebody else. But the contractors were great and very nice. They came in the next day, showed up with the equipment and did the work fine.
In terms of my experience with the reps, there's a communication gap and a language barrier sometimes. Sometimes the English language is a challenge. Other than that, it's not bad. They attempt to resolve the issue and seem positive about trying to resolve it. American Home Shield has been good and I would suggest a friend to at least look into using it for sure.

They were trying to fix it then American Home Shield offered me to take $64 and call anybody, buy the part for the dispenser and fix it. I told them how this is impossible. Some won't even come. For the part that is like 300 dollars to come and then AHS is offering a $64, it's just like I'm buying a toy from them so I was very unsatisfied. Then they ordered my part which I had to wait three weeks.
Parts came and Jones fixed the water dispenser and then again, it broke. Jones Family had to do step-by-step to do the work. Then they asked us to replace the door. AHS called me back again offering me 500 something dollar just for the door, which is costing them. I had to wait within 10 to 12 weeks for that. I asked AHS why not just replace the whole refrigerator. If they cannot replace it, at least offer me the minimum amount so we can come in the middle and I can put some to buy a new refrigerator. It's going to cost $1,500 before they offered $64 for the part. I'm also working with the water for more than two months and paying for the water outside to be my use.
I picked up AHS on recommendation but this company is worthless to be when it comes to claims or this kind of situation. They play with their customers like they're playing with the children and give them lollipop they just provide. It's not worth to have a company because there's a lot of pain when calling just to resolve the matter. You have to hold the line an hour and a half for somebody to talk to you. I'm just holding to be finished with this claim and I tell them bye.

It was my fault though, and the rep straightened it out eventually. In addition, I was talking to somebody I didn't understand. She was a foreigner and I had issues understanding her. But as far as the technician, he was great. I called him and he was out here within an hour. What shocked me was he came all the way from Rolla. He was on it and he knew what he was doing. We also had some issues with our washer and dryer a little over a year ago. We had to have the guy who was working on it come out here. American Home Shield was recommended to me by a friend that I work with. I trust her judgment and know that she would not pay for a service that is not worth it or that will do a bad job so I was very upset when I had bad experiences. I almost left AHS. I'm very upset and frustrated with my heating problem. I submitted the claim over the phone. The lady I spoke with who scheduled the claim was wonderful. The claim started in October, then I called back in January because I came home and the system was completely off. The person that came out was a kid. He tried to rig things, separate things and do whatever he did with the fuses. Then he said that the heating should work.
Six weeks later, I came home and the same thing happened so obviously, it was not fixed. The kid gave me his card with his personal number on it and told me to call him in case the repair didn’t work. When AHS denied the fact that they sent somebody out in January, I was beyond fuming. I was head over heels angry. I had proof and was not going to pay. I shouldn’t have had to fight to get somebody to listen when I told them that it was an ongoing problem that they didn’t fix and that they needed to get somebody else out.
They knew that the person was out there so when they sent somebody else out, he said that he'd order the part and we'd be all set. It wasn’t covered though and I had to fight for that. That was unacceptable. When the most recent tech came out, they looked at everything, found the problem and said that it was very obvious. When the heating wasn’t working properly, my electric bill tripled. I had to have space heaters in order to be in my house. I was very close to calling and telling AHS that they were going to pay my electric bills, but I refrained.
The guy that fixed my refrigerator was great though. He came out, told me what was wrong and ordered the part. I was extremely satisfied with him. I was fairly satisfied when they came back because it was fixed, but not too happy with the fact that they left all the parts. I have no idea how to dispose of them legally, so it's sitting in my kitchen right now.

I just got the oven fixed a couple of weeks ago. My daughter used it this weekend to bake and they were happy. I live in a house with a bunch of women and they need to have their appliances. If they don't have their appliances, it's not for a good, happy house.

I just purchased a house and I wanted new keys. I requested for a claim with American Home Shield online and about 15 minutes later, Pop-A-Lock called. Ten minutes later, their guy was here and he was great. He came, explained everything that had to be done, gave me a couple of different options based on what I wanted to be done, and did the work. He did a really good job. It was really simple and very easy.

The American Home Shield representatives knew what they were talking about when I called in claims. We had good, quick and to the point interactions. The contractors also called me right away. When the faucet was not turned correctly, somebody came for it. It was leaking and the guy fixed it. Having the repair done helped. Then I also had an air conditioner issue where United Air Temp came. Overall, whoever AHS sent had been excellent.

The heater failed and I submitted a claim with American Home Shield. I did it online and it was super easy although we had to wait a couple of days. I made the call on a Wednesday and the techs were here on Friday. The repair couldn't be better and everything has been operating perfectly. AHS should stick with the contractor that they used. The guy did a phenomenal job.
Good morning Andrew,

I called American Home Shield to submit a claim when the belt of my washing machine had come off. The first time the technician from TrueVine Appliance came, he put the belt back on and it lasted for almost a month. Then, the belt came back off again so I had to call for them to come the second time for the same issue. A second technician came and noticed that it looked like the belt might’ve had some weak spots or some grooves in it. He replaced the belt and since then, it has been doing fine. Also, the interactions I had with their technicians had been great.
However, I was advised that there wouldn’t be an additional service charge if the second call was for the same problem. But, when I checked yesterday, American Home Shield is still showing that I didn’t pay the fee. I have called a couple of times and they told me that they were gonna clear it up and take it off. After the first call, I even got a letter stating that I was past due on that fee. It shouldn’t have been a charge because it was a revisit with them in the time frame for the same problem. Despite that, their customer service has been great and it's been a good experience with American Home Shield.

The people who are answering the call are like robots. They do not hear a thing you tell me. They just keep on reading. This is a waste of money to get. I paid over $800 for year and is nothing but frustration. I will never renew it with them ever again.

I called this company on February 5, 2019 to cancel my policy and was told it would be cancelled but that someone from their company would have to call me to verify the cancellation. I was also told there would be no more payments and indeed the debit to my bank account stopped. I never received a phone call from anyone at AHS. In early March I received a past-due notice from the company that I owed the February and March payments. I called their customer service again and was told my policy was marked for cancellation on 2/5/19 but that it had not been successfully cancelled and wouldn't be until someone from their company called me to confirm. This is March 19, 2019 and I've received no phone call nor any message from anyone at AHS.
Today I received another notice of past-due notice and this time the message said if I didn't make the payment, they would have to pursue collection. I've just hung up from their customer service AGAIN, and the consultant said she would submit the request to cancel again and to have the past-due charges removed. She offered that she would be back at work on Saturday, 3/23, and would check to see if everything went through and would call me. At this point I have absolutely zero confidence that either of these things will happen. I only had this policy a few months and decided I just didn't want the expense of it. I've never experienced anything like this before in trying to cancel a policy.

I have been without a washing machine since February 23, 2019. AHS sent out two different repair companies, neither of which could do the repairs, the parts were no longer available. The last repair company told me that the AHS rep on the phone said they would be replacing my washer. This was on Saturday, March 16, 2019 and I'm still waiting to be contacted to see how to go about getting a new washer. I tried to call yesterday to talk to someone but the wait on the phone was over 45 minutes. I was unable to wait 45 minutes on the phone and wasn't given the option of having them call me back after the initial greeting. By the time I was able to call back, their service center was closed for the day. I am currently waiting on a call back from them to complete my service call. I do want everyone to know that this company is the worst. The technician they sent out from United Air Temp told me right off the bat that it would be better to replace my system and it would cost me 8k. He said AHS would never approve it. I called AHS several times, getting hung up on. I cancelled my warranty with them based on this experience. Being they never fixed the issue, it should have been covered by the warranty regardless until the issue was resolved. They said it was no longer covered since I terminated the policy. I paid for it through until they closed the ticket, marking it as completed.
Regardless, this company marked my repair as complete. They did nothing. He is welcome to come over and spend the night when I have no heat. I am bringing my father to my home for Hospice care and need to have AC and heat. This company is the WORST with everything from contacting them, follow through and honoring their coverage. I’m in a condominium complex and I’m in a lower unit. So, my dryer vent attaches to a ceiling pipe that’s coming out. The tech who came had to put a new heating element in my dryer because my dryer wasn’t drying. The unit was moved, the tech put it back, and everything was fine. However, the dryer vent became unattached to its ceiling pipe. My son-in-law came and he tried to fix it as best he could but then I thought I would just call American Home Shield and hopefully, they could take care of it.
I spoke to Kevin and he set up an appointment. I waited for them to contact me and they did. However, they said that they couldn’t repair it. I called AHS back and I spoke to Eloise. I used to work in customer service, so I know you really have to pay attention to people sometimes. There were times where I would ask Eloise a question and I would hear nothing on her end. I'd then go, "Eloise, are you still there?” and she would say yes. I didn't know what she was doing on her end of the phone but it sounded like we were disconnected. AHS should put people who speak better English and who are understandable on the phone. Eloise was very hard to understand but she said she was gonna look into it and get back to me. So, she called me today and let me know that the vent was not covered in the policy. I told her that when it comes to renewal, I’ll have to consider whether I wanna go with American Home Shield again.
I was under the impression that they were gonna be able to fix my vent, but I found out that they’re gonna give me my credit back. I ended up calling and reaching out to another technician to see if they could squeeze me in to get my dryer vent attached properly. Then, I had a stoppage in my sink. AHS called a company out and the gentleman who came was so sweet and nice. He got the sink cleared up. He also told me that there was a 6-month warranty on it. I didn't know that and in fact, when I spoke to Kevin about the warranty, he said that I just missed the 60-day warranty.
When we bought our vacation home in Big Bear, one of my neighbors said to go with American Home Shield, and I did. I've had several claims with them and every one of them has been wonderful. Technicians come out and they take care of the problem. I've been impressed with AHS but I am a little disappointed and I probably will look for another company, for the next time around, that will do a vent because you never know.

I’ve had American Home Shield for about 24 years and I got it on two homes. My homeowners insurance guy introduced me to it and I’ve always found it to be a good deal. Sometimes, they would rule based on underwriting on what they approve so you have to get involved and talk to them a bit. They’re very mechanical and they go through a flowchart, but a flowchart doesn’t explain everything so you have to work with them to help them understand. Sometimes, I spend too much time on the phone with them trying to get stuff taken care of and it’s hard to get a live person, but they’re getting better. They’re also confused about their own policies sometimes, but overall, they've come through. I recommend them to other people all the time.
I called them when our water filter system was leaking and I asked them to send someone out right away. At first, they said it would be a day. I got no toilet and I couldn’t turn the water back because it would leak all over the house. So, then they got the guy out there, and within a half an hour, he fixed it. And it was great. The guy that they sent out had been out before and he was pretty sharp. Sometimes we get guys that aren’t as experienced, but they guarantee their work. A couple of times, there were people who couldn't fix our issues because they didn't have the resources, and AHS would put someone else out there.
It's just frustrating that a lot of times, for my lake home up North, I gotta find and pay the person, then AHS will reimburse me. It's a pain in the butt considering the amount of time I have to spend finding somebody -- just for me to get on the phone or on the internet for it. It’s hard to find people in remote areas, and then this fall, the guy that did the work screwed me. I couldn’t get him to stand by his work. I paid him and AHS paid me, but the issue still needed more work. So, I had to call AHS back and tell them to open up the issue again. I also told them to send someone out because the other guys didn’t do things right. And AHS did it. So overall, I find AHS to be one of my good vendors that I use. And when something works, I stick with it.

I wasn’t getting any heat with the air conditioner and it was making a lot of noise. I submitted a claim online to American Home Shield. Trying to call them was impossible. I couldn't get through. It was a waste of time even trying to call them, so I was basically forced to go online to get it done. Their response time was great nonetheless. The contractor that came out was a real good guy. He had everything taken apart and then diagnosed the problem, and it was done. However, AHS took almost a week to get the compressor that was needed. The contractor had one but AHS wouldn’t let him use his parts so he had to order it from AHS, which I wasn’t too thrilled about.
The contractor had to come back on a fan because the fan motor went out. I don't know if that was part of the original problem, but they replaced the compressor and the noise was good then. However, a day later, the screeching started back up. It was like an intermittent type thing. But the bearings were shut in the fan and the air conditioner is fine now. I just happened to pay $500 for the Freon which was ridiculously priced and that shouldn’t happen. The other companies that do the same service don’t charge for the Freon. That was my only complaint

Somehow, the initial company that came out didn't have the service call down as a request coming from AHS. Instead, they had it down as a personal request so they were gonna charge me. So, we waited to try to get the matter sorted out with their calling AHS, but they never could so they went away.

Let me start by stating that I have been a customer of American Home Shield for 15+ years and although they always are somewhat slow in responding to repairs of any appliance, it never has been this bad. Submitted a request for service on March 13th. A service contractor (Airtronics - Houston, Texas) came by to check the unit on March 14th. After checking the Evaporator coil, told me that it was leaking but AHS would not repair it but rather put a "sealant". Checked the compressor and told me it was bad and needed to be replaced. He mentioned that a "refurbished" compressor would be provided. Wondered why a refurbished unit but understand that the cost for AHS would be much lower and as they are indeed an insurance company, they will try to avoid expensive repairs.
Now, why they won't repair the Evaporator Coil has me baffled. Again, avoiding repairs. Today, March 18th, I called AHS and they have yet to approve the repair of my Air Conditioner Unit and they have no clue as to when the approval will be given. Of course, once the approval is given, then the part has to be ordered and the service company has to have time available for the repair. To make things worse, AHS customer service is terrible. The gentleman refused to send me to a supervisor and told me that the Approval Department had over an hour wait. At least, he gave me their number for me to call. I would seriously look for other home insurance companies when thinking of purchasing insurance for your appliances. AHS is now using refurbished equipment, delaying repairs and refusing to properly repair equipment in order to avoid paying for repairs.

I heard a lot of good reviews about AHS coming into the homeowner world and I have been a homeowner for 4 years now, and with AHS for 2 years. I have to say my experience with them has not been the same. I have had service done before and besides the hour Wait time trying to get a hold of someone, My service has been provided on time. Unfortunately, In July I had AHS send out their heating and cooling company and when the guy walked in, he closed all my vents, when straight outside and had me pay for coolant because AHS only covers a certain amount. That was not a problem longs we had AC due to me using my home as a business which I take care of babies! I ended up having to call AHS in less than 3 months because heating and cooling did not notice the leak in my outside unit.
AHS sent their HVAC company out and they were very polite! They told me I had a leak and my unit inside also had to get replaced. We ended up coming out of pocket in October less than $500... AHS also told me being that I had the same issue that wasn't taken care of, and it's been less than 90 days then I can get my $125 back for the service fee. Long story short, I now have a new unit in the inside and out. I've been contacting AHS due to my units not working and since October and they still tried to charge me another service fee even though I spoke to AHS several times about not getting my refund check for this same issue still occurring.
I have a brand new unit inside and out and our unit STILL don't work! We have to cut the unit off from the emergency switch for it to go off! Our thermostat doesn't even control the unit. Contacting our insurance company We've paid out for the last 2 years and not getting them to take full responsibility for the lack of service from the HVAC company they've sent out. The last 4 times is very upsetting and all this insurance company wants is $$$ for service fees that's not even being provided nor have they given my previous refund that I was told will be sent out NUMEROUS of times from customer service and even Corporate. We cannot wait for our reinstatement because WE WILL NOT go through AHS anymore. We have been given a promise not kept and even service that was not done!
The same company they keep sending out is saying this brand new system has to get a new part already and our insurance company will not send them back out unless we come out of pocket which we also had a complaint about because one person would say their co-worker didn't the correct thing and they can fix it but hasn't. Very upsetting to trust a company you pay to make sure your home is properly taking care of but all they ask for is money to send out the wrong companies meanwhile our electric bill has been $100 MORE than usual because our system does not shut off unless we touch our emergency switch and we need to use it due to our own infant Baby and children and not to mention my business which I have babies and toddlers. I have never experienced anything like this!

However, after I had made arrangements to stay home and wait for the contractor, I got a call at the last minute and was told that the guy couldn't get out that day. So, it was a wasted day off for me and I had to reschedule the service. But other than that, everything went smoothly and it was the way they said it would be. The guy came out and he knew right away what was wrong with my refrigerator. He ordered the part and came back in a week with the part and fixed it. And it has worked perfectly since. I've used my AHS warranty a couple of times and it's definitely worth it to have. Aside from the refrigerator, I've had the water heater repaired and that would've cost me a lot more money than what I paid. I've had nothing but great experience with AHS.

American Home Shield is a help with major things. I’m somewhat of a do-it-myself guy, but I run a business outta here and work full-time. When the water had to be shut off, I can’t just shut it off in the village that I live in. I submitted a claim to AHS over the phone and their reps got it right on in and got it going. They sent Patrick Murphy Plumbing out so I had them do the repair for a valve that left the water inside the house, and it shut off half of the water that comes inside the house. Pete, the guy that worked for them, was courteous and very good. I like him. He's like a salesman and a plumber all-in-one.
American Home Shield only paid for a valve that was replaced and I had to pay for the labor. I was out of more money in the plumbing than AHS. I had to pay them $100 to buy me a valve that cost $20. But if I would’ve had time to read the full fine print of how it actually goes, I would’ve had a better understanding. If I have done that before, I would've done it another way. Other than that, everything else went smoothly. American Home Shield is very handy and I get what I pay for. They have been good and I’ll recommend them.
Good morning Larry,

The washer quit working so I called American Home Shield and about seven days later, Paul's Appliance came out. The tech had to order a part and when it came in, he fixed it. Considering he had to order the part and everything, he was pretty timely and everything seems fine with the washer now. American Home Shield is very good to have when you need it. I would recommend them for sure.

American Home Shield sent somebody out to repair my microwave and the company came out fairly quickly. They weren't able to repair the oven there and they took it back with them. They had to order a part, so it was a week later when they finally called me and said that American Home Shield would be reaching to me, which they did quickly after that to tell me that they were gonna have to replace it. That's when the problem started with the delivery and I was without a microwave for a month.
Three days in a row when our delivery was scheduled from the company, they called saying one day that the person had called in sick. So they rescheduled for the next day with the supervisor. With the first, they gave me a time frame, which I had to miss work for but they never showed up. The second day, they also gave me a time frame and I waited at the end of their time frame. They called and said that the person that was supposed to come out is tied up and that they are working to send somebody else. An hour later, they called me saying that they had to reschedule. This is a Friday, so then they scheduled it for Saturday.
On Saturday, they gave me the time frame between 10:00 to 2:00. I waited and waited and at 4 PM, they called me finally. I didn't call them. I let the company call me. They said that the supervisor that was supposed to come out got tied up. Then finally, on Monday, they got somebody out here. They did their best that they would try to call me so I didn't miss too much work but there again, I had to miss some work. American Home Shield really doesn't know anything about this because I did not talk to them about it. But as far as American Home Shield goes, everything was fine. It was just with the company that they had selected for installation.

I submitted a claim to American Home Shield for a leak in the water heater. Their claim process was very simple. They took my name, sent out a repair person and replaced the water heater. It was very quick, efficient and a good experience for me to watch and learn. I have a good level of satisfaction with the quality of repairs that AHS's contractors do. AHS sends out good people to do the job that they’re trying to take care of. They should keep doing what they’re doing and hiring good, professional people to service the people who pay for their service. So far, they’ve done an air conditioner and a water heater for me. The contractors that they've sent out have been pleasant, knew and explained what they were doing, and were quick and efficient. I've been with AHS for a few years now and I’ve been very pleased with with the service that they provide.

American Home Shield sent out GBR Appliances & Repair when we called for our dryer. I would have to hold the button on the dryer to make it continue to run. The mechanic who came out contacted them and said that the dryer was unrepairable since it was 21 years old. The board was burned and everything was gone in the dryer. They recommended a new dryer and I talked to someone in American Home Shield who asked me to pick out a dryer off of a list that they sent me through email. I did that and then the new dryer came. However, the people who brought it apparently didn't want to work that night and they said that the dryer was the same size as the box and that it wouldn't fit. So, thinking that there would be a restocking fee if it was opened, I told them, "Okay. Then, take it back and leave it in the box."
Then, I found out later that there was a restocking fee because I sent the dryer back. I talked to an AHS rep named Angela and she said that they would reimburse me. She also said that I could go out and find one that is the right size from a dealership then go from there. That was what I did and I found a Maytag on sale then I sent them the copy of the receipt and all the information. However, I was also told after I called that they don't go by the measurements on the box and that the person was wrong when he told me that. I have measured and looked at the measurements on the email about the dryer, and I was on the positive that it would fit. But the guy delivering it said, "Oh, no. It's what's on the box." I believed him so I sent it back. I was very disappointed in that 'cause I have waited to get my dryer.
While I love my new Maytag dryer and I am happy about it, the whole thing was a stressful experience. I've never had a home warranty before and so I'm now learning all about insurance and how it works. I couldn't believe everything people tell. I couldn't trust the people who are delivering the items that they know exactly what they're doing. That cost me $81 for the restocking fee and that's coming off of the money that they're gonna send me for the dryer. That was painful a learning experience. If anything else goes wrong, I'll be much brighter about it.

I've been covered with American Home Shield for more than a year now. Last year, our air conditioner went out in the heat of the summer, and I called out for an air conditioner guy. I kept waiting but no one ever called. When I went back online and looked, the contractor said they tried to get ahold of us and no one answered. So I just wrote it off and we called somebody else out. I wasn’t thrilled or impressed with that at all, but the last two experiences, with the electrician and the plumber, were very good. The contractors came right out, immediately asked us what was wrong, and took care of the problem.
It was more of we wanted to have things checked out and both contractors were very knowledgeable. They were able to explain to me and walked me through what was going on to where I could tell my husband. I called my husband and let him talk to them. We had the plumber come out because we were smelling gas in the garage and we had a little leak at our hot water heater in the garage.
On the electrical, we had somebody out who thought we had a nest on top of one of our junction boxes and he wasn’t sure if the wires in the attic were frayed. We wanted to make sure our house wasn't gonna catch on fire and called AHS to have electrical come out. They sent Circle S Electric and the electrician said that was the way those were done back in the day, and that there was no nest on top of our attic junction box. All in all, we had a good experience with the plumber as well as the electrician and both the issues were easy repairs.

The plumber ended up having to cut a hole on my roof to fix the leak issue and I just have to repaint the part of the drywall that got cut out. I'm really upset about American Home Shield's contractor charging me $70 for a $20-piece of equipment. I called for my dishwasher, which when contractor came, they said it couldn't be fixed and the water supply line was not covered through AHS. The guy came to my home and asked me if I had a water supply valve, to which I said no. He said he had one and it costs $70. But I didn’t realize it's cheaper than that. I have complained to AHS a couple of times - they have done nothing to rectify the situation. My front load washing machine broke and my husband scheduled a repair visit. The repair guy came out looked at it, made no repairs, and rolled out. He closed the ticket on his end as though he has repaired it and said nothing to my husband (just walked out of the house).
We called back in to schedule another visit after advising AHS what happened (they waived the fee) and AHS sent the same company back out for the repair. The second guy ordered to the part that needed to be replaced and after 2 weeks they came back out (the original walk out guy came out). He changed the part, left the broken part in the laundry room and rolled out again. The washing machine ran 1 load and completely broke... The inside of the drum was chipped off and unbalanced. I called AHS for them to rectify the situation and they recorded my complaints but didn't fix it at all. They have gone completely downhill.

Some of my plugs were running hot and burning, and I called in a claim to American Home Shield. The contractor came out, fixed those and did a good job. On one of the claims that we had before that, the person that AHS sent didn't do the light correctly and didn’t do the plugs either. He said that it was normal for them to get hot and yet, they were burning. Instead of putting one of the same size with the original, he came with a small one. So, it left a hole in the ceiling and open space all over the place. When we had to get another electrician to come out, AHS wouldn’t cover the light that was messed up. They said that if we wanted to get it done, we had to call back the original person that they sent the first time.
We were disappointed with that because we had to pay for that out of pocket. They were the ones who sent out this electrician. Usually, they handle it but they wouldn't do it and they tried to first say that we didn't ask for certain things. Then, they said they would check into the recordings and all of a sudden, they called back. They never said they found it on the recording because we told them when we reported it of what we wanted done. They just said that they were gonna go ahead and cover the rest of the stuff.
When we bought a home in California, it was required to have some type of coverage and then after that, we just continued paying for AHS every year while we were there. So, we’ve had them since then and we're living in Oklahoma now. AHS was good for us on the other claims and the technicians were very good. However, some of the people they sent out just didn't wanna do the work or they would say that AHS wouldn't cover things. We had an experience where we had to change out a part in the plumbing but the plumber who came out convinced my wife to just keep it. He said that AHS wouldn't replace the part with what we had in there and that they would wanna go cheaper. I reported it to them but they never covered it and I never got it fixed. So, we still have the same problem.

American Home Shield sent a guy from Southeast Appliance Repair to repair our dishwasher. He did an outstanding job. He was here really quickly, and he was very polite. And what he told me was that the dishwasher was an old machine, and that with the parts, labor and installation, it wasn't worth fixing. Up to that point, I was really happy. AHS offered the buyout on it. And then, they sent me an email where I could pick all the machine and add an upgrade if I wanted to. So, I sent that in.
The repair guy texted me a couple of times and asked what was going on. And he kinda gave me a heads up and to call AHS and see what was going on. It was a month before I told my wife, "Something's not right. You need to call them." Then I went on American Home Shield and checked our account with them, and it said that the claim was closed. So, I called and a gal told me, "Okay, I need to have you talk to somebody in another department." And then she said, "Well, we're really busy right now. So, I'll have them call you back." And three days later, I didn't get a callback. So, I told my wife to call them. From what she said, American Home Shield didn't put the order in. And finally, somebody called me, and they're supposed to be here tomorrow to replace it.
We've had AHS for five years and I love their service up until this point where something happened and I did everything they told me to do, and somehow the ball got dropped. It's the first time that I've ever experience this, and I was kinda shocked. The order number got put through, and I don't understand it because they sent me the email to pick out the one that I wanted. Then I got a confirmation, but the repair guy told me to look for an email where it was ordered. And it never happened. I checked my spam. My wife and I both have emails through AHS, so I thought maybe my wife got it. But she said she didn't. Other than that, I've been really happy with AHS and I'm not looking to go anywhere else. I'm gonna stand by them. They addressed the problem, and it looks like it's been resolved. I've recommended them to four or five different people. And I'll continue to recommend them to everybody I know.

This warranty service was part of my closing costs. I never actually asked for it. Two weeks after moving in I had a major plumbing issue. I asked for a plumber to come. The plumber they contract with couldn't manage to show up for over a week as I had a toilet backing up into the shower. So I was supposed to pay $75 to not have a bathroom for over a week until anyone could look at this. I called a different plumber who came that day and found the problem, a collapsed sewer line which by the way wouldn't be covered under the terms of the warranty anyway. So $4500 later, I have my issue fixed timely and called to cancel this useless warranty. I cancelled on February 26th, according to them. I actually called on the 23rd. I was told I'd be refunded the service call payment and the remainder of the warranty premium.
Nearly a month later I have had to have my bank reverse the charges for the service call, as it was NEVER refunded, and I still don't have the refund check I was told would be sent 3 weeks ago. I called and was told a different story of it takes 14-21 business days to refund. So basically they take your money immediately, but don't have much intention of ever giving any back. If it took me 21 business days to pay them, I'd be put into collections. This is absolutely ridiculous. What in the world takes in reality 2 months to refund a cancellation? Don't waste your time or money. They won't cover you or help in any fashion. I imagine my attorney needs to call, because this is insane.
Hello, Heather. We apologize that the contractor assigned could not service in the time frame that they should have. I have been with American Home Shield for 12 years through multiple different houses. This is our fourth house with AHS and so far, we're very happy with them. Recently, I filed a claim online for our sump pump. It wouldn't stop working. It was leaking water into the area and filling back up. It kept pumping the same water over and over and over again and I was afraid that if it quit running, it would burn up, and then I'd flood my basement.
I was contacted by B&L Plumbing within 20 minutes. They then called back the next day to set up an appointment. It took longer than I had hoped to get an appointment. It was about a week. But then, their response was American Home Shield didn't deem it an emergency, which I don't recall on online that I was able to pick emergency or non-emergency. B&L Plumbing called the day before and told me they'd be there, then they called 40 minutes before they arrived and they were in and out in less than an hour. They diagnosed the problem, replaced the sump pump, and they were on their way.

AHS is a great company though and I'd tell others to join AHS.

The garage door would go up or it would go up part way, and then it would just go down. I had a problem once before where the cable came off the line. I inspected it and everything looked okay. The lasers looked lined up and I thought it was above my pay grade so I put in a claim for it online. AHS sent out American Overhead Door. They explained what they were looking at and what they thought which I appreciated as not everybody would take the time to do that. They did a nice job.
I had an issue with my furnace a month ago. It went out on a Friday and here in Wisconsin, we got 15 below during that period so I didn’t feel comfortable going through American Home Shield just because of the turnaround time. By the time they had somebody reach out to me to schedule an appointment that way, it was too cold and so I just had to take it and run with it myself. So far, I’ve had good experience with American Home Shield.

The heating element on the dryer stopped working and it was super easy submitting a claim to American Home Shield. I did it online and the contractors contacted me that afternoon or early the next morning and then, they had availability the following day. It was pretty quick. They were fine, although, the guy told me that he would contact me back by the end of the week about the part and he never did. I ended up having to call them and find out what was going on because they didn’t really keep me in the loop. But as soon as I contacted them, they said they could come out the next day and fix it. It worked out and he came the next day and fixed it and everything is fine.

My garbage disposal was leaking all over the bottom of my kitchen cabinet and so I went online and filed a claim with American Home Shield. Doing that was confusing at first, but I got through it. I contacted American Home Shield through their online system to have my system checked and make sure that it was running as it should be. Their website was very user-friendly and navigating through it was easy. The contractor called within 24 hours to schedule and said when he would come out as well as the time frame. He also called me to let me know that he would be at the house within 30 minutes. Then when he arrived, I had a good experience interacting with him.

There was an issue with the water dispenser of the refrigerator. We had to turn the water valve off to the refrigerator, so we have no ice. I filed a claim for that with American Home Shield on Monday night and a company came out Tuesday but they didn’t have the part. It was going to have to be ordered. They said it would be five to seven days.
I called them after 10 days and they said that the part just came in the day before that. Then we waited four more days for them to come and the part didn’t fit. They had to leave, to talk to American Home Shield and try to get another part. They said that it would be another 10 days. So, now we’re still buying bags of ice. Nevertheless, the claims process with American Home Shield was very good and the reporting of the issues was very quick and easy. The people were responsive with the initial response. Also, we had some really good results with another claim we had with AHS for the garage door opener.
We appreciate you taking time to share your warranty experience Jo Ann. We look forward to handling your future warranty needs. Have an amazing week.

The realtor I was dealing with has American Home Shield and she is very happy with them. I decided to add AHS on to our home and I've had their service for about two months now. I had an electrical issue where the garage would open, but it wouldn’t shut. I replaced the sensors on the side, but it still did the same thing. Submitting a claim for that with American Home Shield was very easy. I went online and their guy eventually came out. The garage guy was perfect. Using the AHS service is quick and helpful, and even a baby could use it. I had a plumbing issue and it was taken care of quickly. I requested a company and AHS sent out the company that I requested.

I'm fairly new to the American Home Shield warranty and I used it for my oven. It was great and I had absolutely no problems. They were referred to me by a close friend who also has their service, and since I had a pleasant experience with the oven, I also sent a customer that bought the warranty. I recently called because I woke up one morning and it was leaking underneath my cabinet in my bathroom. I'm a single woman and I don't know how to fix this so that was a big thing. I'm also on a budget, so I can't afford something expensive.
The first guy that came out had an attitude like he didn't wanna be there. When you take the handle off the faucet, there's a screw in there and when you lift the handle part up, there's a cartridge that turns and he couldn't turn it. By the time he came out, the other sink of my double sink in my bathroom was also leaking. He told me that they were both gonna have to be replaced, and they would replace it with Builder Grade. I told him that that wasn't what I was told. I don't want a Kohler faucet replaced with something that costs 29.99 at Walmart.
He left and went to Lowe's, then he sent me a message saying that Lowe's doesn't have Kohler. He went to Home Depot and sent me a picture of a Kohler. I knew he couldn't get the same faucet and that wasn't an issue at all, but he sent me a message back that said that Home Depot only has one. I responded that there's another local Home Depot and maybe they could call and see if they have both of them. All of a sudden, he sent me a message that American Home Shield would call me. He called his boss and he said they're only putting in Builder Grade. I never heard from the guy again.
Within 30 minutes, I got a call from a lady. She said what I was told was not correct. She already reached out to another contractor and they would come out and replace the Kohler faucet. She advised me to go ahead and call the second the guy came out to see if I could get the appointment scheduled. When I called, the rep said that she would call me when she was ready to schedule the appointment. She finally called me back the next day and said that she wanted to schedule my appointment to replace my hot water heater. It scared me and I thought that maybe we were gonna be in trouble. I waited for the second guy to come out. Again, he had an attitude that he didn't wanna be there especially when he had to walk upstairs. I live in a two storey house and he was telling me he had bad knees. He too wouldn't shut the handle off and couldn't get the thing to turn.
He was saying that he was gonna charge me to diagnose the problem because he couldn't tell if it was the faucet. He ended up telling me the same thing about replacing the faucet with Builder Grade and left. I was back to square one. I called and asked for a supervisor to call, but the lady was cut and dry. The first supervisor never called me. A couple of days later, I got a call from another supervisor and she didn't wanna hear what I had to say. I told her that I wanted to cancel American Home Shield. The policy says it covers plumbing so if I have to pay somebody to diagnose my plumbing issue, it makes no sense for me to pay the difference to replace my faucet.
My ex-husband was passing through town and he took the faucet apart. He fixed both of my faucets and it cost me $27. My ex-husband is a little man and he had to use a little bit of muscle room. He's not a licensed plumber, but he got the thing off and fixed it. I have shared this with my friends that recommended American Home Shield. I seriously doubt I will get any further. Their service was very poor and I want my money back. I'm not gonna pay for a service that doesn't come through when I need them.

Since the repair, where you put the detergent in, it doesn’t open up during the wash cycle. It's not dispensing and it was doing that before. They tout in their website that they cover plumbing leaks, but good luck getting your issues covered. Per my experience I'd recommend you not using AHS because of denial of claims and time to get their service department on the phone it consistently takes over 30 minutes per phone call. I had a plumbing leak in my wall that the plumber accessed from the outside having to go through stucco. Then in a call to an escalated department they say they only cover leaks in concrete when they're in the slab but my contract states "If the plumbing is accessible through only a concrete floor, wall or ceiling AHS will pay up to $500 per contract term"...
Then if I wanted to fight the claim denial in small claims court per the contract I have to go through arbitration which would cost me $1,700. They don't allow the fight to be taken inexpensively to small claims court. Them denying a valid claim is really frustrating and will likely happen to you. So they just deny claims that appear good and there's no cost effective way to fight them. I'd recommend saving your money and self insure. Frustrated Customer, Robert **

American Home Shield has been fantastic. The pipes of my sprinkler system had frozen and burst on January 21st. There was a lot of damage that occurred to the first floor and the lower level where water ran down through the registers there on the floor. Almost three-fourths of the basement had to be gutted and three-fourth of the first floor walls and flooring had to be removed. The inspector came and checked the furnace. It showed that it had been compromised. The initial company came out and then his supervisor, then my insurance inspector came out. It was by Friday of last week and the heat must have gone out. It has gotten cold in there again.
I called this recent company to come out and it took him a while to figure out what happened. He told me that in the thermostat there was a little wire and it was burnt out. He was able to fix that. He also told me to let him know if it goes out again because, for that type of problem, I wouldn't have to pay another service call to have him come out for a follow-up. He did an awesome job and he was able to get the heat working again. I highly recommend AHS. In fact, I've recommended them to quite a few people who are now with them.

I have contacted the home warranty company so much in the last 3 weeks I have memorize their phone number. My husband and I have missed numerous days of work trying to get this issue resolved with these stupid technicians that they have sent to my home.

I called to find out why my automatic renewal went up by $18 without notice. After a long discussion with the person on the line, I decided I would cancel the account. I talked to my wife and within approx. 15 minutes, agreed to not cancel, but maintain my account. To my surprise, when I called back, I was told that once I cancelled, the only way I could renew would be as a new customer and at an additional $5 cost to what we had just discussed moments earlier. I was floored and expressed that it is hard to believe that this is how they would treat a loyal customer. Shocked, I asked to speak to a manager, and was told, they didn't have any available, and that they couldn't help me anyway. This was just the way they did business. Sad commentary. Third issue is my pool breaker to control the pump speed, etc surged and also blew my pool pump motor out. Guess what? Not covered because they won’t cover the automation system and since that was the source of my issue, the pool pump was also not covered. 1200 out of pocket. Our water heater started leaking, and it needed to be replaced. I dealt with a couple of vendors through American Home Shield, and MacLin Plumbing always communicated much better than SAP did. With SAP, I got sent a text message saying that they were on their way, and the guy from MacLin was already at the front door. So, that was kinda useless.
Replacing the water heater was covered, and then they wrote up that it was out of code because it didn’t have a leak pan underneath the heater. Then they put pressure and temperature mods that were 150, and then they put the gas line mods for 150. So, American Home Shield pays $250 to bring it in to compliance with the codes, and then I had to pay anything after that. The problem that I had with it was they were charging all those mods, and they would literally replace the plumbing that anybody would have to replace to replace a water heater.
They didn’t add one thing. And on top of that, they weren’t even gonna put the drip pan there. I had to ask them to put it there. So, there was a little bit of a scam going on. I understand that the water heater’s covered, but I ended up paying $500 for stuff that should’ve been replaced as a matter of recourse of replacing a water heater. They didn’t modify anything. They literally replaced the plumbing that connected the water heater to the plumbing of the house. So, that left me somewhat disgruntled. I think AHS’s agreement with the plumbing company is, “We’ll pay for the water heater and you can rip the customer off for $500 for putting it in.”
Other than that, submitting the claim through AHS was absolutely a dream. It worked really well. I did the first plumbing thing that we had on the phone, and I did the second one for the water heater online. They were both good. It was just that the company that did the first plumbing thing that we had was much better tied into their system and did a much better job of saying, “We’re coming today. We’re on our way. We’ll be there in half an hour,” and, “We’re outside your door.” SAP Plumbing let me know after the fact that they were there. In their defense, they came within the time they said they were gonna come, so they were on time. I’d recommend American Home Shield. They’ve been good and they did what they needed to do.

We had a little warm spell. When I switched from using the heater to the AC, the AC wasn’t working. When I put in a call to American Home Shield, they sent out Express Heating and Air. But we had gone back into a cold snap and they couldn’t replicate the problem. They told me to wait until it gets hot to call them back out. I don't need to turn the AC at this point. Today is hot. It’s like 65 but we get down into the low 50s at night so I don’t need to run the AC. I’m waiting for it to get back to 80 degrees again like it was when I first experienced the issue before I call Express back up.
I've been with American Home Shield for three years. When we needed them, they were fairly quick and competent. When we bought the house, the air conditioning system was 18 years old and I can’t afford to replace a $10,000 AC system at this point in time. I’ve stuck around with American Home Shield because I’ve had three calls on the AC system in the past three years. It has definitely paid for itself.
Also, I haven’t had any issues with the contractors that American home Shield sent out. They had all been fine and they showed up on time. They would give a call saying they were 30 minutes away so that I could make sure I was home. They were all professional and knowledgeable. We kinda had a back and forth the last time I had an AC issue. And it turned out that I had an electrical issue as well. I wound up getting the electrical issue fixed but now, it still seems that I have an AC issue. American Home Shield is definitely something that I’d recommend to friends. They should at least get coverage if they have older, major appliances. I definitely think that most people my age, late 20s and early 30s, a lot of them don’t have a whole lot of pocket cash lying around to replace major household items.

American Home Shield sent out S.A.P. initially and we had a problem with them. We always asked them if the appointment could be scheduled after 3:00 PM, as late as possible, because we all work. When we asked if they were free, they would always say they couldn't do that, and that they couldn't guarantee us anything, and that the technician would let us know when he would be in the area. However, the tech wouldn't call until the morning of the appointment, which could be a problem for a working person. They weren't willing to try to accommodate the first customer as far as I was concerned. We ended up having four preparations, and they gave us the preparation to be there. Submitting a claim with American Home Shield is always easy. When my hot water wasn’t working, I called in on the 4th because I was trying to get somebody out as soon as possible to fix it. The initial call was okay. The lady took the information and set up the appointment with K & S Plumbing for the 5th, a Tuesday. Then on the 5th, K & S Plumbing called me and said that their plumber was out sick and they needed to reschedule me. They weren’t gonna be able to come out until Thursday. I told the rep to schedule me for Thursday, but I needed to call AHS to see if they could send another plumber out.
I called AHS back after I got off the phone with K & S. I told them that the plumber they scheduled was out sick and I asked them to send me a different plumbing company. At that time, the lady said they couldn't schedule a different plumber without contacting the first contractor and that she was gonna call me back. The lady never called me back after that.
The plumber showed up that Thursday. They said that I have a smart water heater and they thought the issue was some type of thermal disk board that goes on top of the water heater. A part was mailed to my house and the plumber came out the next Thursday to put it in. However, the part hadn’t shown up. The plumber said that wasn't really the issue. Something went out and I needed another water heater. I told the guy to call it in because I've been without hot water for over a week. It was an emergency for me. The plumber said that he was gonna call it in right then when he leaves. Friday came and I did a live chat with AHS. The lady said they haven't received the diagnosis. She also said the plumber didn’t answer. I emailed AHS to try to contact them.
Monday, I did another live chat and said I was checking on the diagnosis. They said the plumber hasn’t called in the diagnosis yet. I'm frustrated because it has been two weeks and I still don’t have hot water. They reached out to K & S Plumbing, and K & S Plumbing said that they were gonna call in the diagnosis that day. Whether or not they called in the diagnosis yet, I don't know.
Somebody dropped the ball on my issue, but I still would recommend AHS. Overall, the company is okay, but there is room for improvement somewhere that someone needs to be discussed. When you put in a service call, you got to stay on top of it. You have to call to make sure that the technicians are calling in what they need to call in and that the communication is going back and forth between AHS and whoever the technicians are.
