They came out to my home and were supposed to replace the water heater. Instead the technician said he had to do an estimate and turn it in the American Home Shield and that they would be in touch me. He spent a total of five minutes at my house! I was immediately charged $125.00 to my credit card even though I did not receive a service call per the contract but just got basically a survey of the work.

A few days later American Home Shield called and said that that they would cover the water heater but that there was additional work that had to be done totaling an additional $110.00. Everything listed in the estimate was already done but they said they had to go by what the contractor said, which was a lie. The major thing here is that I was only supposed to be charged the $125.00 for a service call and I did not receive that. I was charged for an estimate which was not part of the contract. They refused me a refund, they did not do any work or any type of service call. Needless to say, I am no longer a member of American Home Shield. They are a rip-off and I would not recommend them to anyone!

I made a claim online at the American Home Shield website for a yearly AC check-up. The contractor called and said they'd be out on Monday, then they called that morning to give me a time. He was professional and on time. He checked the unit, told us that it still looked good and new and gave us some tips on how to maintain it for the future.

American Home Shield's claim process is easy. My water heater was leaking and rusted, and all the water coming out of it was brown. I called in a claim for that, and the response time to get somebody out to my home was fantastic. GMI Plumbing came out and replaced the water heater. The guy was polite, super efficient, very nice, worked very quickly, very neat and tidy, and I have not had any problems since he finished. I’m very happy with American Home Shield and I’m gonna keep them for as long as I own my home.

Aside from the most recent claim, where I placed the order and they sent out a competent plumbing company out, the claims I had with American Home Shield were horrible. They would only contract with this really incompetent plumbing company. And then, I asked for a rekey, and I guess only one person in California does it, and when he came to do the doorknob to my garage, I went to open it and the whole doorknob came off, and I couldn't put it back together. I put out a call for a rekey again, and nothing has come of it. I want that doorknob fixed.

The rekey, I think from what I understood, that was free. A lot of the requests I’ve put out, I don't know if they kept the charges on my card. I don't know if I was refunded because nothing was done. As far as customer service goes, everything has to be automated or online, and the hold time can be a nightmare. I don't think I’ve dealt with a human because I'll be sitting on hold for a half hour. They should make more human operators available, so people don't have to sit on hold all day. Give us the opportunity to provide feedback for the companies they contract through. Apparently, something must have happened because they're contracting through a really good plumbing company now.

American Home Shield's reps are always very courteous. They don't come to your home, but the fact that I can call them and know that I don't have to wait two weeks for a repair person gives me peace of mind. The heat was not working efficiently and I called it in, and they gave us the phone number of the company but also said that they would be in contact with us regarding an appointment to come out. The tech came when he said he was going to come, and he was very professional and seemed knowledgeable. He checked things thoroughly and made a few adjustments. He did a very good job of checking and monitoring the air flow. That was the first time, to my knowledge, that they took the time to see if the air flow was as it should be. He also checked the filter to see if anything was obstructing the air flow.

In general, I find that homeowner warranty companies are interested in perpetuating the life of old appliances and that they want to restrict their coverage as much as possible, but they are at least responsive and do intervene to restore. For example, in spring, I called for the dishwasher, the refrigerator and the dryer. The person who showed up to look at those three things denied coverage on one and replaced a couple of parts on the dishwasher. Then I was told that the dryer was not a problem they were gonna address because it would be maintenance. That particular person was cooperative, personable and certainly respectful. And then another person came for plumbing because I had an issue with the water heater and faucets. I also asked them for their special summer preventative maintenance for my air conditioner and the guy did a good job of checking that out and reporting to me that everything was okay.

However, when I submitted the claim last summer, I was on it the phone for a while and didn't get really clear responses. Also, when I'm on the phone, I would get lost in my own words sometimes. It was not very satisfactory. This time, I did it online and it worked pretty well. I could specify what I wanted to and although I didn't expect immediate response, I got one within a day so it was pretty good. Their price seems very reasonable for the coverage. However, you'd have to deal with somebody ordering a part that may take a week or two. If your appliance needs to be replaced, that could be a long time. You couldn't just walk into Lowe's and say, "I want that one." AHS has to interface with you. You can't rush the process.

I had a follow-up call with AHS for a plumbing issue. It was the third time that the plumbers had to come out. But they got it right, and they kept working on it. And finally, the owner of the company came out, and got it situated quickly. I appreciate them doing it like that. I know it wasn’t as expedient as I wanted to be. It took time but it was understandable. However, this claim still isn't closed because a hole had to be cut in the ceiling, and I haven't heard from anybody about that repair yet. But there was another repair for my appliances before this, and that was with Riley. That guy and his company is excellent. They diagnosed the work, and got it done.

When I took a shower in the master bedroom bathroom, everything worked fine. But when I came to turn off the water, it didn't turn off. I ended up turning off the master valve, so I didn't have water in the house. I put in a ticket online with American Home Shield then someone called me back. At first, I was given an appointment that was a few days out but I told them that it was kind of an emergency because I didn't have water in the house. If I turned on the water, then the shower would continue to run forever. So, they escalated that to an emergency and have someone come out from United Air Temp that same day to correct the issue. The contractor was awesome and very professional. He came in, knew what he was doing, knew the exact issue, and had it resolved as soon as he could. It was a pleasant experience and so far, American Home Shield's service has been great.

But I was a little frustrated because it took three technicians to get the problem fixed. Each time a technician didn't work out, I called AHS and they worked with me to get someone out as quickly as possible. Plus, the last contractor who came out was excellent and fixed the problem in less than 10 minutes, which really amazed me. He put the brain in and took the other one out, and then he was gone. I have AHS for seven years now and my experiences with them depended on the contractor that I got. I normally submit my claims on the phone and I had no issues with the reps I talked to. Recently, we didn’t have hot water, so we called American Home Shield. They sent out Street Plumbers & Rooter and the first guy who came said that it was an issue with the valve. He said he would come back in a couple of hours then he left. He also said that it would take a couple of hours for hot water to return. But a couple hours later, I still didn’t have hot water, so I had to call again. That was a Friday and the next day, he couldn’t come until the following week.

By the time the next guy came out, he said there was a recall with my water heater, which the first guy didn’t catch, and by that time I’d been without hot water for two weeks. Then he said that he needed to have the warranty specialist guy come out to fix it, so by the time that guy came out, I had no hot water for three weeks. He asked why the other guys didn’t fix it and I told him I had no idea. Then he finally repaired it. But my experience wasn't great. My water wasn’t fixed for over a month even though it was covered under a warranty.

I had a good experience filing a claim with American Home Shield. It was smooth, quick and easy. I did it online. I like being able to submit the model number. That really helps streamline things. The most recent claim that AHS serviced was for a washing machine. They sent out two contractors. They're both very professional and timely. But the first one didn’t explain what they thought the issue was and they didn’t communicate with me much after they did an evaluation. They ultimately reported to American Home Shield that they couldn’t fix the issue.

The second contractor was much more communicative and I like them much better. The technician diagnosed the problem and explained exactly what he thought it was. He was also willing to work pretty well with my schedule to come in within the next one or two days to repair it. So far, so good and the machine is still working. I also filed a claim for an AC unit and that experience was pretty frustrating. Someone came out and found that the problem was caused by the chiller. It seemed like they would be able to fix it but they got a call from the AHS claims department that it wasn’t covered. Otherwise, I had a good experience.

Their reps are always really good and are quick to get a contractor out. The most recent one took a little longer than normal though, but it was on a weekend so that’s fine.

The contractor was awesome and explained to me what the issue was. I was worried because although our built-in refrigerator still looks brand new, it's already 16 years old. They're super expensive, plus there’s a cabinet built around it. When I started looking if I was gonna have to replace it, I couldn't find one the same size. So, I was gonna have to have the cabinet work done to fit a new refrigerator in and make it look right. But they found the part that was discontinued for me and got the refrigerator fixed, so I was super pleased. Now, it works perfectly and like brand new.

The townhouse is a rental property in Gaithersburg, Maryland and the tenants kept on emailing and calling the contractor who said they would get the part but disappeared. Meanwhile, I’ve been calling American Home Shield and I told them to give me someone else. They said I would have to pay $75 again. I told them that it was their responsibility at that point. They said I have to start over but I told them I was not starting over anything. I have been paying them monthly premiums and the $75 has been paid.

I have very good tenants. The husband and wife have a five-year old boy and a three-year old daughter. They were getting ticked and I had to reimburse them for all the dollars used. I told AHS that they made me look like a fool in front of my tenants and that they were gonna cost me tenants so I was gonna leave. The lady was about to let me go but she asked me if I would let her talk to her supervisor. She told me that they would get somebody else and I would not have to worry about my co-pay. They paid the second one who came out and replaced the appliance right there. It was done on their first trip. So, I blame AHS for the first contractor. AHS would do nothing. I told them to keep the company out of their database and they should take responsibility upfront. I have a lot of things to do and I don’t feel like being on the phone with AHS because I’m irritated.

There was a water leak to the ceiling from my upstairs shower into my half bath on the floor below. When I filed a claim for that online, the process was extremely easy. D & D Plumbing came out and I had them come back ‘cause the leak was still there. Each time, they called me quickly and it took them 4 hours. But I found that the available time was 4 or 5 days out and they cannot ever immediately come so I had to wait up about four days. I didn’t really ask if they could accommodate me, but they had several timeslots available on the days that they had available so that was nice. I was just kinda disappointed on the timeframe.

The first guy was here for a while and went through everything, but the issue was still there. Maybe he didn’t look out things thoroughly. Then the second guy who came out was very thorough and have looked to where the water stains were to tell exactly where the water leak was coming from. He told me what to do to fix it and I was able to fix it. It was a really easy fix. Still, I have no reason considered where the second guy has found to be an issue which was just cracks in the grout. Other than that, everything seems to be doing good with the way exactly where it took to and it seemed to be fine now. I’m gonna get the hole that the plumber had cut out in the ceiling patched.

I'm gonna cancel my American Home Shield warranty. I had a plumbing issue and did not have a good experience with the first person they sent out. AHS said that they could send out somebody else but then it would cost me if that person came up with the same diagnosis. We got into a discussion about the fact that the plumber they initially sent didn't even look at the problem. He just walked in the house and then said "Yeah I see the problem. I have to submit the report", and that was the end of it. He then came back and said that the claim wasn't gonna be approved because it was not normal wear and tear. I asked how much wear and tear the faucet has had such that it is broken. Eventually, I got a second opinion and that time the guy who came out was terrific. I got the faucet fixed.

The next week my air conditioner went out. AHS sent the best person ever and I love the contractor they sent. However, the thing I didn't like was that they said that they pay $10 a pound for Freon which is $80 a pound. So, $10 is really nothing and it would cost me $1,300 to fix the AC. The AC unit is old. We bought the house a year ago, and it was from '78. So, talking to the air conditioning people, I just felt like I don't want to spend $1,300 on a unit that next year, we won't be able to get that same Freon. I don't think I'll use AHS's warranty anymore. It was $240 to fix a faucet on the sink. With the other company they sent it would be $500. I haven't been really impressed, so I'm gonna drop it.

My experience with American Home Shield has always been excellent. There's always somebody for me to talk to and I don’t have any problems with them. When my dryer was just turning off in the middle, I phoned in a claim and it was a perfect process. The day that I set it up, I had an appointment with Majestic Appliance and it was within a timespan that I wanted. They're flexible too. If I say one time, they’ll give me another time if I miss that. However, we had to call somebody out three times because the first guy did nothing and the second guy said that it was nothing. They also ordered the wrong part. Then, we finally got the right part and the dryer was fixed. American Home Shield is efficient. If I'm not satisfied, they would send someone else out, someone who won’t disappear, and they are really nice.

A technician from Sears came in and he was amazing and very professional. We had two separate issues, and one was our dishwasher that just completely quit working. The technician checked it and found all sorts of problems, and he contacted American Home Shield. They discussed it, and they decided it was too much to fix so they replaced it. And then the guy came back in another time for our microwave that had its door and handle broken, and he tried finding a part.

I had to submit the claim on the phone because they said I had a past due amount from a service that I had requested but no one ever showed up, so I couldn't pay anybody to do a service. And Sears had been the best they've ever sent out. With the dishwasher, we had an issue because they didn’t want to install it because of a hose going underneath the cabinet or behind the cabinet. AHS had to send somebody else out. They dropped it off, and then somebody else actually came out and installed it. The person that actually came and did it did very well. Everything's been operating wonderfully since the repair.

We’ve had excellent experiences with American Home Shield. As a matter of fact, I’m gonna renew the contract because they had done that great of a job. We had a home warranty before that was horrible. They didn’t wanna fix anything. When our washing machine went out, two different things were wrong and they said they would only cover one and we had to pay the other one to get it fixed. And when American Home Shield came out for our dishwasher, there were three different issues, and they covered them all and gave us a new dishwasher.

This service was a huge waste of money. I had this product since I purchased my home and paid faithfully every month on their auto pay service. I finally had a need for their service due to a sewer back up in my home and called in to have the septic line cleaned and inspected for failures. I called in and was told that a company would call me in 24 to 48 hours to set an inspection. I could not believe what I was hearing. I am supposed to have raw sewage sit in my basement for that long before someone would even call and set an appointment.

I ended up hiring someone myself, for cheaper than the service call, and had it done in a few hours. I went on to ask them if I had a furnace go out in the middle of winter was their policy still to have a wait of 24 to 48 hours just to get an appointment and that was confirmed. I called to cancel my service and the customer service was horrible. I understand that they no longer need or care if I am a customer but I do have friends and family out there that I would never send their way. I work in the service industry and I ever treated my customers the way this company does I would be out of business in a heartbeat.

When you ask for a supervisor, they refuse to transfer you to any claiming they do not have supervisors. It is a total nightmare... They tell you there is no contract and no penalties for cancelling. Extremely misleading customer service. I was a AHS warranty client for more than a year. And once we actually had a problem (garage door opener burned out). AHS desperately took every action to DENY coverage. Their technician showed up after 4 long days, failed to properly diagnose the problem, and stuck us with a $100 bill. They said they wouldn't cover the problem with my garage because of a problem with my "springs" even though it was very obvious that the motor itself had failed. Literally the very next day I was able to have a second company come out and fix the problem by replacing the motor. The second company even said the springs were totally fine.

I then presented all this information to AHS who still denied the claim, and failed to reimburse the $100 service call. The entire experience took hours more of my time than it should have, and resulted in incompetent handling of a claim that should have been pretty straightforward. This company will look for whatever reason they can to deny your claim and save their bottom line. Look elsewhere.

AHW did not like that recommendation, so they said they were going to send out a second repair person. In a week or so he arrived and said he could not even run a diagnostic because it wasn't lifted off a plastic pan used to prevent floor damage if it leaked. This is such a scam on the part of these repair people. They try to wear you down with waiting on them and frustrating you with bogus requests, until you give up and just pay for it yourself. I am surprised there is not a class action lawsuit against this company for wasting people's time and charging us for bogus repair people who probably make 10 stops a day with 10 bogus excuses not to repair one thing.

Updated on 05/15/2019: Went round and round with American Home Shield on replacement for products they deemed needed to be replaced. They kept offering very cheap products stating that is what the contract says even after asking every rental agent about it. Their response, feature for feature, no matter quality. Finally asked about cash out in lieu, but never got a value from them as their plumbing company, Plumbers Inc. stated it would be $210.00 to have them install my replacement faucet and shower head for a total of $310.00 including my original service fee.

The next day, received a call from Plumbers Inc. stating they wanted to do a re-evaluation of my repair needs and were sending a supervisor to inspect. Casey from Plumbers Inc had a totally different attitude from anyone else I had to deal with. He agreed these was a very high quality faucet and shower head and said he would try and locate the parts I had researched to make the repairs. Three weeks later after almost daily calls, the parts came in and Casey returned to fix the issues with both my faucet and installed a replacement shower head he had located. He is professional and the only one I had contacted who took a personal interest in getting the repair done professionally, fairly, and correctly.

Total time for completion of service call --- 5 1/2 weeks. Total frustration with American Home Shield and their vendor, Plumbers Inc. -- 150%. Can't rate negative numbers. Be aware that if you deal with American Home Shield, they are in business to save themselves money and not care about the customer. Don't know if I will be renewing my contracts without written clarification of quality of replacement parts and items.

Original Review: Have had two properties under warranty for a number of years due to very high cost appliances, plumbing fixtures and systems. Have experienced very low quality service companies contracted by AHS. They do minimal work to repair and use cheap parts trying to save money for warranty company. Recently had issue with kitchen faucet and shower head. Waited 11 days for them to tell me the faucets need to be replaced, and they want to provide cheap replacements (current cost of same items are $1100.00 and $800.00 respectively). Still no resolution as this is unacceptable! Wish I could give them a zero rating.

One time, there was something wrong with my water. When I was in the bathroom and I had the water running, I couldn't run the water in the kitchen too. Another time, the light in my room kept going out. It would just come on and off. AHS' contractors came and fixed those issues. Most recently, I was trying to see what was wrong with my AC unit. I couldn't put in a claim for it online to American Home Shield so I did it over the phone. At the time, I was going with another company and I read reviews online but then the rep told me that BestWay Heating and Air was their best company. So, I said I would speak with them.

When they called me, I wasn't by my phone so I kept calling them back to try to set up an appointment. I could never get anyone. When their rep finally answered the phone, she had me on hold for 10 minutes, then she hung up. So, I called back to American Home Shield, and I told them that I didn’t want them coming to my house because I can never get in touch with them. Their rep kept telling me that I couldn't switch out companies and that he would have to call BestWay and see if they would cancel. I responded saying I didn't want him to call the contractor to see if they would cancel. Instead, I didn't want them to come and I wanted to switch to some other company.

Eventually, after me getting mad, he went ahead and canceled my appointment with BestWay and then sent another contractor out. He said that he couldn’t put the refrigerant in it. He tried, but it came back out ‘cause there’s a hole in my AC and it’s a hole in the inside somewhere in the system. He couldn’t fix it and he's saying I need a whole new unit. While I don't know what AHS is gonna do, I'm still satisfied with them. Everything always gets done.

I submitted a claim on the phone with AHS and my experience with their rep was good. I had to complain about Four Seasons Heating and Plumbing because they didn't do the job. They said that they had to change the whole sink and they gave me a replacement, which was way different than what I have in the bathroom. And the person who took calls for them was very angry and got easily irritated as if you work for them.

I called AHS to complain about that and they told me either I could fix it and they would pay me for that, or I could go with another one of their contractors, Redhawk. I decided to go with Redhawk and they turned out to be excellent. When they called, I gave the okay to replace the other ones. Then they came, checked out the faucet, and did the job more professionally. So far, my son told me it’s dripping a little bit but not like before. AHS also sent Four Seasons here a year ago for a bathroom seat and the guy that came did not wanna take off his shoes. But it was muddy outside and he did not have a shoe cover. He did not listen to my wife and just kept going in muddying the carpet. AHS should not use them. They're not plumbing.

But it was a totally different one, and after the fourth visit, it was fine. He fixed the problem in about 20 minutes.

Recently, I had a dishwasher claim. I called AHS. They sent somebody out within 48 hours and he was great. He was in, knew what was wrong, fixed it, left, no nonsense, which I really liked. Everything’s running smoothly since. American Home Shield relies too much on the internet and I think we’ve lost the personal touch with customer service. But I've stuck with them. It’s easy-peasy to file a claim with AHS online, but there's no room for me to write a comment if it’s not necessarily the exact situation. But when they call, they always ask. So I described it to the company that called me and asked me to describe it before they would come out. The technician was a super sweet little guy. He had everything fixed in no time. He just did his thing and had me sign something when he was done. Everything has been absolutely perfect since the repair and I think it works better than it ever did.

I usually get either an email or a text message with who AHS will send out, and if they don’t contact me, to call them within 24 hours. And I usually hear from the company within that 24 hours with an appointment on when it’s good for me, and I usually receive a time too. I really like it when they send me the email or the text with the picture of the technician who will come out. That has happened a few times, and that’s awesome. I’m a stay-at-home mom and I love having a home warranty. It is the best investment if you’re gonna own a home and if a neighbor asks about American Home Shield, I'll tell them that they definitely need to get it.

We had a leak in a pipe under the house and the online process to submit the claim to American Home Shield was easy. However, I had to follow up and call back in. Initially, when the contractor was scheduled, timing was a concern. So, I called and asked if we could get somebody else dispatched. AHS was able to help me get somebody else who would come quicker. The contractor knew what they were doing and they were professional. They had to come back because they couldn't tell what caused it or where the leak exactly was because we first had to get the water taken out before they could get on with it. Then, when we get that done, they came back and they were able to get under there. They took a picture of it, diagnosed it and fixed it on site that day. Since then, there has been no issues.

I'm a landlord and my tenant was telling me that the AC wasn't working. I contacted AHS and had another vendor referred to me. I called them on a Friday but then they never responded. The following Monday night, the vendor never bothered to call. So, I called American Home Shield and I requested another vendor, which we had worked previously. I called them, and within like an hour, Michael from Subcool was at the house. I'm very happy with him. He was awesome. Moreover, I had to pay out of pocket and Michael only charged me 350. The other fool wanted $850. So, when I was talking to Michael, I thought that he was more honest and that he doesn't overcharge me.

AHS should use Subcool instead of their other contractor. Twice I requested service from the other contract, the second being something with my tenant's furnace and their tech never got to it right away. My tenant told me that the furnace wasn't working and I thought whether to create another order as that would be another $100 fee. Still, I gave AHS a call and Subcool was there within the hour. Their tech had it fixed and said that it was just loose wiring.

Since the repair, the performance of the AC has been excellent. I'm always gonna use Subcool. They at least text or call me and give me a timeframe when they're gonna come. With the other vendors, I would even have to call the office as I would get no response from them. I'm a driver and sometimes I lose signal. The other vendors may have tried to call me but then if they call me once, they should leave a message at least. All I have was some missed calls.

My brother-in-law told me about American Home Shield, and I was hesitant. When I got it, it gave me a clear mind. If I know any other homeowner, I would highly recommend it because it'll give them peace of mind. Things happen in the house and sometimes you may not have enough money to cover it. Some of the others will not cover what American Home Shield covers. American Home Shield is the best that people can do to protect themselves financially.

Everybody at AHS has been great. Whether I submit my claim online or the few times that I've had to call about the other issue, everybody has been fine. They worked with me, they tried to fix it, and I have no issues at all. And that’s why we keep the service and recommend it because, as everything, it's a little expensive, but it's still cheaper than fixing and replacing something.

We submitted a claim for our KitchenAid refrigerator. There are baskets that you pull in and out once you pull the whole thing out, and those rails were stuck. We could not get them out. The fella came out, and he said that it was something about the part itself. The ball bearings had worn out and it couldn’t be fixed. He said he would order the part, which he did and it came in within a week. He came out a day later at my convenience and fixed it. He was a very pleasant man named Greg. He's been here before. And I can't say enough good things about the service that I received from them. We really had issues with our appliances, mostly, and Advance Appliance has always called. They're prompt, courteous, efficient and they get everything done just like they say they're gonna do it. If we didn’t have AHS, I would call them myself if I needed something.

Months ago, I also had an issue with the toilet, and it cleared itself up before the next day. I called AHS up and told them I cancelled with Advance Appliance. Everything was fine. But since then, I called three different times and they keep taking it away and then putting it back on my bill like I owe it. They said something about my billing has changed, and they just can't get it to stay there. The money was refunded. But then, they keep sending me a bill online. And every time I'd call, they'd say, “Yes, it shouldn’t be there.” But when it pops up, I can't do it online. And that’s the problem. Hopefully, it's been taken care of this time. But otherwise, service has been great. I've recommended AHS to a few people because we're very happy with everything.

I called American Home Shield to get their $75 AC tune-up. But in the midst of getting the tune-up, I decided to check my unit. When I went upstairs, my unit was down. I usually check it every year but when I went up and checked it and let it run for about a day, it had ice. I called AHS and Cutting Edge came out and did the repair. The tech went outside and checked the pressure on the air conditioner and he noticed that it was a pound and a half low on Freon. For anything over a pound, I had to pay the price. I had to pay AHS $100 for the tech to come out, plus I had already paid the $75 for the AC tune-up. But the AC tune-up was scheduled for the 17th of May, so that gave me an opportunity to go on ahead and cancel it because the unit is fine. And the $10 for Freon was deducted from the $75. The tech also put some Stop Leak in it because he said I may have a leak in the line there, and it’s running fine now.

I’ve been with AHS for five years now and I never had problems with them even as far as them refunding my $75. They said it would take between seven to 10 working days before it shows up. However, it’d be convenient to have the $100 deductible automatically taken out since, one way or the other, you’re gonna have to pay $100 if they come out. On the other hand, they’ve already taken the $75, but the guy isn’t coming out here until the 17th of May for my AC tune-up and that’s an inconvenience to me. If AHS is gonna take it, take it two days before. But rules are rules.

On our recent claim, we had two people come out, and they diagnosed two different things. We have one company come out for a leak and they pinpointed it to our toilet, but then the leak continued. The other one came out to do our water heater. From what they told us, there was a leak on the inside of the water heater. We have two water heaters, and one was completely rusted, and that would be a total replacement. The second water heater was just like it usually does. It looks it didn’t have any issues but there was the drain can that leads outside where you can see the water coming out of the pipe and it was almost like a faucet was on, the water was just flowing straight out of there. That one was just repairable.

We’ve had American Home Shield for 6 years now and we have the service on our rental home as well. My husband usually submits claims online, but when we open a ticket and if we have to change something or ask something else, it’s difficult trying to actually talk to a live person. Their phone tree is a little wonky, but there’s no option really to just talk to a representative.

They’re usually pretty responsive. They tell right on that call who is coming out for the service, but then they immediately are showing up for a service in five minutes. There’s no real time to say, “Oh, is there’s somebody that has a better rating?” But we’re not usually given any options either. Because when we had a claim for the water heater, we found online people leaving a few bad reviews for the company that came out to replace it and we don’t have a whole lot of insight on what’s doing the job right, so it was concerning to us. We were watchful for a few days, but we haven’t seen any issues.

It makes you nervous about doing the work through that vendor and whether or not you should just maybe take the cash payout and find somebody else with a better reputation. They have a lot of vendors in the area, but maybe reviewing the quality of the vendors could be probably improved their service a little. Other than that, we’re happy with the service and we have recommended American Home Shield to our friends.

My AC was starting on but the motor inside where my compressor was was not turning around. I did a claim online with American Home Shield and navigating through their website wasn’t a problem. The only problem I had with it was that they told me that someone would call me. But they didn’t call me. A-US Air Conditioning of Texas just showed up. And I had to rush leaving from work and run over there so that I would not miss it. This is the time of the year when you don’t need to have your air conditioning not working.

The service and the interaction with that contractor was absolutely superb. He came out and he showed me what was wrong. He told me that a lot of times guys will come out and look at that motor that turns the fan around, and what they’ll do is look at it and say, “Hey! Well, this is the one that goes on it.” He said he goes by the book. When he went by the book, he found that the one that he had to put on was different from the one that the last person had put on. Maybe that’s why this one went out like it did because my air conditioner was only worked on a year ago. He said that he had to go by the book, went by the book, got the right motor, and put it on, replaced a couple of other parts that I don't know the name of, and he got it working in a minimum amount of time.

Since the repair, our AC is very cold, it’s cutting off when it's been on too long or when it reaches the temperature that we desired and it shuts off, and then it cuts back on when it gets too hot, and it's working perfectly. It was a solid good experience. The guy knew what he was doing, and he was friendly, and it worked out perfectly for me. The only problem that I had is that I wanted to be notified so that I could have met him there. That way, he wouldn’t have to wait on me. We've been with American Home Shield over 20 years, and there had been times where I was dissatisfied, but by and large, when I look at the body of work, what has been replaced and what has been taken care of, the good times outweigh the bad.

Our washer was not getting the water in, so the electrician from Roth came in, and he checked everything. He told us that the drum in the washer had to be repaired, and after checking it, he said that it would cost more to repair the washer than it would to replace it. AHS replaced it and it was no trouble at all. It was a pretty quick turnaround time, too. The electrician put in a report, and then we got a call telling us what we needed to do, where we needed to go online to see the different washers that were being offered. And they talked us through it, how to go about doing it, and we picked what we wanted, and that was it.

Our furnace completely broke down. We contacted AHS and then they assigned Budget Heating. Budget then had a technician come over. That time, I was not there. He said a circuit board burned out, and he replaced it with a new one. After he left, however, it was warm, so we didn't turn the furnace on for a couple of days. But then, it became cold, so we turned on the heater. It came on the first time, but then after the temperature was reached, the furnace stopped and the heater was not able to get it back on at all. It was trying to start but for some reason, it couldn't start with the fire. Despite this, the gas was still supplying. We smelled gas and we also heard the engine. It's something like the engine was trying to do something. It was a mildly pounding sound. We were a little bit scared, so we turned it off.

After a couple of hours, we tried again and the same thing happened. So, we contacted AHS and then the AHS company assigned Budget again. The tech they sent could reproduce the problem and then spent two hours looking around and around. He then said he fixed it. We didn't use the furnace that day, but the second day, the engine was exactly the same. So, we contacted AHS again. But this time, they sent a senior technician. He used the internal mechanism to recycle it on and off, and he didn't see any problems. However, he advised me to record if the problem happens again. Two nights ago, it happened again, so I made a recording about the situation. In the recording, we could hear the pounding sound and I also recorded there was no fire in the furnace.

In the past, Budget has been very professional. But for the first few appointments, they have sent junior technicians. Still, AHS has always been very prompt in assigning contractors and we like those that they send very much. In the past, there were some contractors that were not that professional at all and they have a very bad reputation on the internet. But, Budget is extremely reputable in the local area and we trust them.

Whenever I submit claims with American Home Shield, I like talking to their reps because then I know I'm gonna get who I want. I don't always get to choose the contractors I'd like to use, but most of the time I could. If it's not a bad emergency and I know there's one on their list that I like, then I would request to have that contractor. The one we had from Service Pro for our furnace last fall was very good. He was very upfront and honest. Before him, we had another company that did the inspection for us, and they told us we needed to replace the furnace and probably the air conditioner. The guy was a little creepy and I requested not to have him.

I asked American Home Shield for a second opinion, and the fabulous Service Pro representative was sent out. I asked him what he would do if my problem happened with his own family and he was risking safety, and then he told me that he honestly didn’t see anything wrong with my furnace. So, I appreciated that. We didn't have any problems this winter.

I didn't like what American Home Shield did to have the air conditioners inspected. They should be able to do inspections on both of them for the same service fee instead of charging me double. Also, when calling American Home Shield, it's always frustrating waiting on the phone or trying to get to a representative. I don't have a problem with holding, but having to go through that whole list of computerized things is frustrating for me. I just put my phone on speaker and go about my business. Also, I know the rates have to be boosted up but we're now almost where we could call a private contractor if we wanted to have things done. Their service rates are expensive. Other than that, it's easy filing claims with them and their reps are very professional.

I have around four properties with American Home Shield and I’ve been with them for three years. 80% of the time, the claim goes through. The technicians were prompt and knew what they were doing. They were experienced technicians so, the contractors were good. There was only one time that I had an issue with my property regarding the refrigerator. They prolonged it for almost four weeks and they couldn't identify what the problem was. If AHS can resolve my icemaker and the independent cooler, I would highly appreciate it.

We noticed a problem over the winter time where the air conditioner kicked on when the heater kicked on, which meant we were getting a mixture of hot and cold air through the registers and that didn’t really work in the dead of the winter. And then it was icing up. So, I knew I needed it to get fixed before the summer got here. I called American Home Shield and submitted a claim. They asked what the issue was, I told them, and they took my information. And the air conditioning contractor called me within a couple of hours. They came out on a Friday and had it repaired and replaced by the next Wednesday. The contractor was professional, courteous, and knowledgeable which are the three most important things.

American Home Shield’s fine. I’ve never had any problem except for a refrigerator issue, which to me is a little baffling. I’ve had a leak in my refrigerator since March, and I’m still waiting on somebody to come out and repair it. They said the contractor ordered a part, which possibly maybe true. But he’s never come out to look at the machine. So, I don’t know how he knows what the issue is.

He called me this morning to get more details about the microwave however I was at work and I told them I will call them when I get home. The control panel of our General Electric oven went out. I filed a claim with American Home Shield and the techs who came did a great job. They ordered the panel, replaced it and I was back in business. We also had an under-the-counter icemaker that just stopped working. But it took a little longer for them to figure out. In the end, they replaced the unit that makes the ice. But then, the unit wasn't cooling so the tech had to order another part. We got that installed about two weeks ago and it worked great since. Overall, AHS is good. We've been paying for the service for over a year and when we need them, they are there. They are Johnny-on-the-spot so I'm very pleased with the service.

Our central air unit was leaking freon. I called American Home Shield and it took a while to get everything processed. My issue was with the Indian department that they sent me to when I called. There was a bit of a language barrier there because I speak redneck and the rep spoke English as a second language. Still, they sent out two different technicians who were great. They were easy to get along with and did a fantastic job. My unit was fixed within a month and I didn’t have to pay but $225 out-of-pocket for a new coal furnace and complete unit, so I'm happy.

This has been the third time that I called AHS to fool with my central air unit and they have tried charging it with Freon a few times. I just didn’t wanna keep pumping Freon into it and it cost me $300 each time to do it. This last time, I told them that I knew what was wrong with it and so did the contractors. I said that if AHS wasn't gonna fix it, I'm gonna fix it myself and cancel the warranty. AHS then did what they were supposed to do.

Someone came out and did the repair but within a week or so, it quit working. At that point, the service technician said that something would have to be replaced on the stove but American Home Shield said that they're gonna have to replace the whole oven. The technicians were great though, and Comanche Appliance was awesome.

I also had a washing machine that quit on me and American Home Shield was gonna replace it with a subpar washer. It didn’t even come close to the one that I had, which was a Kenmore Elite. I even provided them with the serial number and the model number of my washer but they still would not look into all of the amendments that were on it. It was a little frustrating that I called and told them that I had sent them the model number from my machine and that their replacement wasn't comparable but then the rep went, "Well, that's all I've got." So I had to list every detail that was on that washing machine just so they would replace it with a comparable washer.

You have to do all of this ridiculous jumping through hoops to get a replacement that's comparable to what you have or one that's exactly the same thing that you have. And I just don’t agree with that. I'm a pretty busy person. I don’t have a whole lot of free time and for me to sit there and have to go over the details of my appliance, letter by letter, to then regurgitate that to American Home Shield when all they would have to do is punch that model number in the computer and it would give them a comparable unit. Instead, I had to do that for them and I don’t think that's right.

I also actually went online and looked at some of the comments people had had and they were similar. They had to give American Home Shield every detail if they were not gonna replace a unit with the same brand because they wouldn't replace it with a Kenmore. That's the thing that I really didn’t appreciate either. They wouldn't replace an appliance with another Kenmore. They kind of focused on Whirlpool products. They replaced my washer with a Whirlpool and since my oven is a Whirlpool, that's probably what I'm gonna get. But they had given me a model number and when I pulled it up on the internet, it's Whirlpool but it's not the same one I have.

I sent a response email about some of the features that I did not see on the model and I let them know. But I shouldn’t have to do that. I should be able to trust they're going to replace like for like. At the end of the day, if they replace it with a substandard model, I'm not getting what I had and that's not the reason I have insurance. If I go out and have an accident in my car, the insurance company is not gonna replace it with a substandard. They're gonna give me a replacement for what I've got. As far as insurance companies go, most of it's a racket anyway. But the warranty is, evidently, pretty valuable because I've had to use it twice now. And I would recommend American Home Shield because I've had other ones that weren’t as good.

I have preventive maintenance for my AC through AHS and recently, Precision Heating & Air came out. Their tech was really helpful in telling me the issue, what they were gonna do and how much it would cost. That time, the tech said that my AC had no Freon. So, he had to add four gallons. I have issues with AHS as they charged me $85 for the preventive maintenance and because the Freon issue was another type of issue, they charged me another $85. Plus, I had to pay for the four gallons of Freon.

It's taking a long time. But he was really nice, respectful and careful with the way that he was in the house.

Whenever a service guy comes out, there is a four-hour window that I have to make myself available which means I have to take an entire day off of work and that is difficult. It's also a little bit frustrating when I'm asking for what will be my financial responsibility or what I could be expecting if an entire appliance needed to be replaced, there is no straight answer. There should be some more straightforward answers even if it was just a general range to be able to set expectations and plan financially. Still, I'm satisfied with American Home Shield.

There was a leak underneath our sink. I filed the claim over the phone and the AHS rep I talked to was good. She got a contractor on the same day and it was really fast. American Plumbing & Drain came out and the guy was okay. His communication skills weren't that good and he has a really thick accent. It's hard to get a straight answer too from these contractors about what they would recommend. We're trying to decide if we need to install an air gap or not. People are just very wishy-washy and like they're, "Yes, you could. You might have to drill a hole." We're a little worried that there's gonna be another leak 'cause we don't have the air gap.

We got a second opinion from a different plumber and again, it was like 50-50. Half people get it and half people don’t. Some people don't like the bubbles that come out of the air gap when washing dishes. We're new homeowners so we're super paranoid about leaks and stuff. We're in limbo right now and we're gonna wait and see if we get another leak.

I always call in on the phone 'cause I don't know if the services are gonna be covered or not. In the last one that we called in for, a light stopped working up in the ceiling. The contractor came out and then they looked at the switch but it wasn't part of the switch. Then they said that they don't help with wires in the wall or in the ceiling so we had to call a separate electrician because that wasn't covered under the warranty. The electrician looked at the switch and pulled the cover off. But then, they couldn't fix the light because the wiring was in the attic and they had to get into the attic. When I was making the booking, the person that I talked to on the phone could have said like, "They can help with the switch. But if the wires are in the wall, they can't help with anything behind the wall."

They put me to Nana Services and they called me within 45 minutes after I talked to American Home Shield. They had a man here within four hours. He came out and looked at it, said, “I can jury-rig it to make it work for a while. I can’t guarantee it’ll last.” So, he took it apart and drove a hole in the plastic and reattached the spring. And he said, “I don’t know how long it’s gonna last.” And so then, he called AHS back, and they told him that that model was discontinued so they’d have to order a new microwave. So, it worked.

I then got an email from A1 Appliance. And they recommended one unit, and they showed me 47 more. So, I took the one that they recommended, and they installed it yesterday. And we are thrilled to death with it. They said they’d be here between 11:00 and 3:00. They were here at 11:30, and it took them about 40 minutes to do the job. They were very clean and professional. I was very pleased. I’ve already talked to a lot of people about American Home Shield and said, “You’re crazy if you don’t do it.”

My garage door stopped working back in the winter time. They would try to open up or would be halfway down and then stop and then go back up a little bit and stop. I ended up having to disconnect them. What I have are older, 15-year old garage doors and I had the same problem of them not working last year, and AHS sent someone out to fit some stuff on them. They came out again this time and checked everything. They ended up determining the units needed to be changed out.

I called to order in American Home Shield and within an hour, the technicians were calling me and setting everything up. I liked how responsive they were and everything they said were on the money. The contractors put some new units -- something that worked great. They were punctual and everything was smooth. It was a dad and a son that did that work, and they were very professional. They said it was gonna take about three hours, and it probably took about two and a half to three hours for them to get it completed. They cleaned up after themselves and were very respectful. I was very pleased with those guys.

Also submitting a claim was a little bit easier because sometimes when you call, there's an extended wait on the phone. But this time, it went right on through and the rep that I spoke to was very friendly. It was a very quick process too. Everybody is very professional and polite on both sides from American Home Shield plus the actual contractors. I filed a claim with American Home Shield and a guy came in and fixed the drywall. Generally, I’m satisfied with AHS' service. The only criticism I have is that sometimes when submitting a claim to AHS, the waiting for a response to a call is 10 or more minutes. This varies. But when I get to actually contact somebody from there, they are efficient. They assign a contractor in the area. Usually, I get a call within several hours to schedule an appointment. This is the norm.

Now, I have an open issue where we have a malfunctioning sink cap in one of the bathrooms. The contractor that AHS gave visited that about three weeks ago. He did not have a replacement part in his van so he placed an order. I called them a couple of days ago telling them it’s almost two weeks now. For some reason, they’ve never credited the original 75.

My son-in-law who owns the house and daughter are in the military, so they’re away from the house and he put me listed on the contract so that if I had a problem and needed to call AHS we could connect back and forth. AMS charged my debit card monthly and then and two days later, charged my debit card for the annual fee without authorization. When I called to have them correct the error, at first they said the error was theirs and then tried to blame me for the error. They said it would be 3-5 days to put the cash back into my checking account.

I asked for a supervisor and eventually one came on and said it would be two days. Two days later I called and they said 3-5 days again. I once again asked for a supervisor and they said he was too busy. Granted, I did ask for a supervisor that spoke English as a first language because every person except the person that took my billing information originally struggled with the English language. The process was easy because it was late in the evening. But there were times where filing a claim with AHS by phone takes an hour's wait or it's impossible to get through on the customer service line. At one point, I was even considering researching another home warranty company because of the length of time to get through. Sometimes, it'd also be hard to put into words what I was doing or there'd be multiple repairs that I needed done and that didn't make it easy to navigate their website.

Other than that, the contractor who came out for our hot water heater was Plumbing Repairs ASAP and their tech was excellent. But it was communicated that my claim was urgent and that it'd be escalated because of the hot water heater. Unfortunately, that did not make it to the plumber and when I reached out to the plumber the next day, he said it wasn't in the notes. So I had to call back American Home Shield for them to escalate it up to him. In the end, the tech fixed the problem and everything's been great since then. He took care of it right away though he had to go buy a part and there was an expense on our end. But we got it cleared and I paid it.

The furnace downstairs wouldn’t kick on and that was the first time I ever dealt with American Home Shield. I called up there and they took care of it. The next day, I got these guys from Royal AC out. The funny thing about it is that the Royal Air people were the ones who actually told me about American Home Shield. I told them I was gonna start buying a house and the guy came out said they did work for American Home Shield and I would need to get that. Those guys were great. They were totally killer. But with the second guy American Home Shield sent out, I felt like he came in too quick and said the work was not covered. That one wasn’t a good experience.

This is an older house. It was built in like 1978 and when we moved in here, my wife would take the kids to bathe upstairs. On the first day, there was no problem. But on the second day, the water in the tub wasn’t draining all the way. It would slowly drain. Then on the third day, it would be up to their ankles while they were still taking a bath. The next day, water actually started coming out of the toilet. So I called American Home Shield because they took care of the AC problem so good and I didn’t know who else to call. They sent me a plumber out here but the first thing he told me was that it was not covered.

I asked him what was going on and he said that he would have to pull the toilet off to access the drain and flush it out. He said that I didn't have a clean-out and that the work was not gonna be covered. So he called American Home Shield up and then he came back in and repeated that the work was not gonna be covered. His cost was gonna be $475 to remove that toilet and flush it. American Home Shield also called me and said they were not gonna be able to cover but that the guy had said he was gonna give me this deal. I trusted American Home Shield so I went ahead and did it. He flushed a line but it wound up that there was a root collapsed.

He told me that there was a broken line there, 4.5 deep. He said that if I could get to the line, it might be cheaper but the guy gave me a $2600 estimate. The thing got crazy really quick. I don’t make $2000 in a day so I took off of work and started digging this hole. In the first 18 inches of digging a hole, it was easy. But after about two feet, it started turning into hard work. All I could hear was my sister in my head, telling me that I had to get a second opinion.

I called up another place and the guy came out. They found the clean-out, which the other guy said I didn't have, on the side of my house. They said they could come in right through there and they didn't even have to take the toilet off. One guy asked me what the other guy quoted me at and when I said $2600 or $2800, they couldn't believe it. I felt dumb because I didn't know better. These guys said they could do it for $1400 and they did the same work the other guy did. If it would have been a couple hundred dollars difference, I would have understood. Some people are proud of their work. But that was a big difference. That’s a used car right there.

These second guys also said that the toilet wasn’t actually installed properly. I had had the other guy install that before I realized there was a bigger problem. I asked him if he thought I could just go buy a brand new toilet. It's an older house and I wanted to go ahead and upgrade the toilet. Of course, he told me he could give me a toilet. He installed it but his prices were higher than if I had just gone down the street and got a toilet. We also never turned the water on because luckily, I didn't have the $2800 to pay him to finish the job. When these second guys completed the job, the toilet had a leak on it. I called the first guy back and he said he could come back out here and do it. But at that time, I had a bad taste in my mouth with him.

I was trusting American Home Shield because I figured they used contractors all the time. I also understand that for what I paid and for what American Home Shield does, they can’t pay for everything. But I didn't get a good feeling about it. I felt like I should’ve gotten a second opinion. But I figured they would know who they were sending out. Nonetheless, I would recommend them.

Moreover, they actually showed up and were very knowledgeable. With my oven, the contractor needed to order a part and I had to wait for them to come back. However, when the microwave's heating element stopped working, the contractor who came in happened to have the part we needed. He did a great job and got the microwave fixed right away.

Although the plumber haven't showed up yet, they called to make the appointment which was convenient to my renter, so it was very good. I’m also working on a repair inside my house. I’ve been with American Home Shield from 2015 to 2018 and then, went through a transition. The service was great and I didn't have any issues with getting things I needed fixed so, I just restarted again. Plus, the technicians have been very professional. The other day, I called in a claim to American Home Shield for my dishwasher. It was leaking and a little later on that day, I realized my microwave wasn't working either. So, I called back and asked the agent to include my microwave into the work order. She said okay and that there was no problem. However, when the guy came out, he only fixed the dishwasher. I asked him about the microwave and he said he tried to fix it. I don't know what his problem was and if it was too complicated for him. He didn't do any diagnosis on the microwave because he couldn't figure out how to work it, after me, even showing him.

I called the AHS agent and told her that the guy fixed the dishwasher but didn’t attempt to fix the microwave. I also told her that I didn’t want to pay another service if I called it in and it was supposed to be included. I wasn't charged another service fee and they are sending another service technician out to fix the microwave. When I was with them at first, we would call in a service order and then find our own technician. It saves us time and having to find somebody in order to come and fix things. Now that AHS does it, it took several times for them to find a technician for me. Still, AHS has been great and the service has been excellent.

My experience with American Home Shield was great and I'm very satisfied. When I submit a claim, I usually wait a long time but they got a hold of me real quick this time and I was really impressed. I talked to a representative, and she told me what it was gonna cost and made it possible. She said that I didn’t have to worry about anything and she charged my account, and I didn't have to produce any more credit cards ‘cause she got it on record. I had to get my account number and I didn't have it. She told me where to look for one, and I found it and gave it to her. She was real helpful and understanding about my situation. I explained to her that I normally would have done that myself, but in my old age, I am not able to get down like I used to.

With the timeframe in which AHS said A1 Plumbing was coming, the contractor came before that which was real good. They came the first time and repaired mine the first time, but for some reason, it was loose and rocking. So, the second time the tech came back, he fixed it where it would quit rocking. He was real knowledgeable and professional. He explained to my wife why he was doing what he was doing, and the best of what he could do right then and there to fix it. I have some other things that I need fixing, and I told him I’m gonna call back whenever I give my money up for my deductible. Now the plumbing has been operating real good. It's my wife’s restroom and it has made things better for me.

I like American Home Shield. The dishwasher is working now but I was disappointed with the way that the whole service thing went. We called on a Thursday and the contractor was closed on Friday afternoon. And then they didn’t get back with us until Monday, and then they scheduled an appointment on Wednesday. Instead of being able to call up and get somebody out right away, which is what we thought would happen, the contractor didn’t get there until a week later. Our dishwasher was out for a week. We didn’t get a timely service. That was not acceptable to us because we paid online when we first made the claim, we paid $75, and then it seemed like we’ll get around to it now that we have the money. If that is how it’s gonna be if we’re gonna make a claim that takes a week to solve it, then we’re with the wrong company.

The tech did okay as far as fixing the dishwasher. We’ve had problems with the board and it’s working now. We thought it was gonna need a new board because it wasn’t working right when you pushed the buttons. But the tech was able to do something with it. Some kind of wire was loose and the tech soldered it in place. He was able to get it to where the dishwasher is working again.

It's been a wonderful experience. I recently made a claim for the pre-summer air-conditioning tune-up special and it was a very simple process. I just logged in, saw the link, clicked it and it took me to the entire process to confirm. They emailed, called and sent me a text message, letting me know and keeping me informed of their arrival. They were very professional and great with communication. I was told by the contractor that came that we’ll need some Freon added, and it wasn't part of the actual service or the claim. But they said they had everything checked out, and it was fine.

On a couple of occasions, the vendor sent by American Home Shield did not do the work because it was cancelled. However, my card got charged anyway. When I call and tell AHS that the work was not done, it is my word against the vendors. The rep would not believe me and would need to talk to the vendor to see if they did the work. I would ask whether the vendor submit any paperwork to show that they did the work but then the rep would say that there isn't any paperwork in their system. That should prove to AHS that the vendor did not do the work. Instead, it took going back and forth with AHS to get credited for the charge.

AHS should be careful with the vendors that they have. They're crooked and they're there for the money. They then file false claims and take advantage of their customers. They say something needs to be done that is not covered by AHS. That occurred when there was something wrong with my air conditioner. A gentleman went and he assessed my AC. My house is rented out and I have tenants living there. He was there all of five minutes and my renters told me that he didn't look at anything. Instead, he called me back and told me that a part of my system had to be replaced. He said I needed eight pounds worth of coolant. I almost authorized him to fix it 'cause of course, I didn't know what was going on. However, someone else recommended that I go have someone else go out there and give me a second opinion. So, I found another air conditioner person to go out and the problem was a capacitor that had blown. That was nowhere near the eight pounds that the first vendor I said I needed to put in.

Still one time, my tenant called me and told me that something through the garage door opener was not working. They must've disabled it because it wasn't going up or down. I told them to take the garage door and pull it all the way up to see if it will hook with the little motor parts at the top. This will let them see if it can go up and down. They did that and the garage door itself reset and started going up and down. But then it wouldn't go all the way down. It would only go part of the way and go right back up again.

Usually, I would call the problem in to American Home Shield but then when I do that, I'm holding on for forever and a day before someone takes my call. This time around, I decided to go online. I was having problems so I used the chat feature and their rep assisted me that way. 495 Garage Door called me a day or two later and the lady from there said that they had been trying to contact my tenant. I had given them the tenant's number so that they can coordinate entry into the house but then the lady from 495 said that the tenant did not return her call. I reached out to my tenant to contact the vendor and thereafter an appointment was made immediately.

The gentleman from 495 called me and told me what the problem was. He said that based on American Home Shield policy, the repair would be to the garage door opener itself. However, since it's not a repair to the opener but to the door, it would not be covered by the warranty. One of the springs on the door was broken and I was gonna have to pay for the spring being repaired. He charged $125 for the spring itself and then $160 for the labor that didn't even take an hour. It was expensive but then perhaps it was because he came out on a Sunday. Nevertheless, I would definitely recommend AHS to a friend.

I submitted a claim to American Home Shield over the phone for a replacement of dishwasher racks. Their claim process was fine. I was given a response time to be contacted by the contractor within 24 hours and he did. He was fine, very easy to talk to and he seemed to know what he was doing. He's been out to my house a couple times because the shipment of the racks came in two parts. Neither one of us realized that one box only had one rack in it instead of two. So, the one was backordered from the company.

So far, everything is perfect. I just find it difficult to get a hold of somebody. Nonetheless, I eventually did speak with somebody. It's just hard to get through. The very, very, very first time I tried when I was initiating this whole claim, I was on hold for 45 minutes. And I eventually hung up. I was doing other things, but my phone was on hold. But that part has gotten better. The last time I called to reschedule something because we had just a little issue with the rack, it was much easier to get through. Bottom line, I prefer to speak with somebody rather than initiate a claim online.

I have two warranties with AHS for my rental properties. One in Texas and one in North Carolina. I was trying to get them umbrellaed, but because they were in different states, they wouldn't allow me to do that. I think they do umbrellas, but when I added the second warranty, it was after the time I could do it. It's no big deal though.

When I had a garage door issue, I submitted a claim with AHS on the phone and the tech came out quickly. He was also pretty excellent and thorough. I set up an appointment with him because Home Shield gave me the info on who was coming. So, I called him directly and told him my tenant's information and the time they would be available. Then they called him directly and set up a time where they could link up and it worked out well.

But initially, I didn't pay for the repair because I was waiting on parts, which they had to replace. But when I checked online, it was saying that I owed AHS for that and my previous claim on the dishwasher which I already paid. I had to call twice to get that clarified. I told them that I paid for the bill on the dishwasher but nobody was taking it off my account. They said that it'd take so many business days and I told them that I got that. But when they sent me a bill, they were still telling me I owed them for two claims. I think they put the notes in about my payment on the dishwasher claim but they did not follow up and take it off in a timely manner. So, I was a little upset about that. In the end, I paid for the garage door repair so, I got no other bill.

Aside from that, I also had an issue in trying to pay for stuff. They're saying something about the security feature that you can't keep whatever is on file and use it. Even though it says it's on file, you still have to call. If you call, you have to give the whole credit card number and all that. But I don't understand the point of paying it online if you have to keep doing all that crap.

I also had a claim for my refrigerator and I told Home Shield that the guy they sent went out there without calling ahead of time to let my tenants know that he was on his way, so they could be home. Even though it was a Friday, it didn't mean that they didn't have nothing else to do but sit around and wait for him. He said that when he went to the house, he saw a vehicle but nobody answered the door. So he should have called first. He did that three times and it took him a couple of times to get out there and do what he had to get done. After that, I also had an issue with the icemaker and the same contractor had to come back out. But I never went back to AHS for that because the whole refrigerator had to be replaced. I decided to just wait for the replacement because I didn't want the contractor to do it.

Also, I called the same contractor directly for an estimate on how much it would be for the icemaker if I would have it repair without Home Shield and he didn't do that. All in all, they were not good. They also fixed the dishwasher but they weren't friendly as far as telling my tenant that they were coming out. They just came out when they thought they were gonna come out and I didn't like that at all. Other than that, AHS has been great and I have no problem with them. But sometimes you need to be more attentive when you're paying bills. If you don't pay attention, you'll be paying twice for the same thing.

I submitted a claim to American Home Shield for our pool. The hot tub or the Jacuzzi area is integrated into one system and the water was draining out, not completely but draining out of the hot tub. And a couple of seals or o-rings came out. The first pool company that was put on our work order came out, replaced the item but that didn’t work. He came out again, replaced another item, but that didn’t work either. Another company came out, pointed out what he saw and what he was gonna do, and explained to me the situation. So, he went ahead and did what he had to do.

Unfortunately, the water went down again. At the time, I saw a small leak over on one of the other pieces that the first guy had repaired. So, my wife called me and told me that the guy was gonna come back out and take a look at it again and he did. He had to repair a piece that the first guy evidently didn’t see. And that was why his first job didn’t let the water stay up. He told me later that he didn’t even think about checking the first guy’s work. He just assumed that the guy’s work was correct. So far, everything is working fine now. Overall, it was a satisfactory experience but I will give kudos to the second technician that came out. He was top-notch. He was very thorough and repaired something that the first technician thought that he had repaired. We’ve had AHS ever since we moved in to this house and we’ve been somewhat pleased with them. Also, we were told that because of “modifications” which are apparently not covered, we will have to pay $495 on top of our $125 service fee. We have had other items fixed: stove, dishwasher, garbage disposal. Each time, the process has taken several days. There is the illusion of speed because you get a text immediately when you request service and a service technician comes within 24-48 hours but they almost never are able to fix the problem right away. They have to get approval from American Home Shield to purchase any parts and make any repairs so this slows down the whole process. We won’t be renewing our contract.

I have had American Home Shield for two years now. I have made two claims in two years one for my doorbell and one for my ice maker. It seems according to the contract that it is covered but when the technician comes out and they call for authorization nothing is covered. I have read all my contract and all exclusions in it and nowhere does it state that a water valve is not covered. It clearly states all parts are covered for fridge and ice maker... As for my doorbell they charged me a service call and said again wiring is not covered. Again the contract clearly state that it is covered. When you call and ask to speak to someone they give you the runaround and never return calls when you ask to speak to a supervisor...

CONTRACTOR GRADE REPLACEMENTS - We had a slow drip from the kitchen faucet. American Home Shield (AHS) sent a plumber out to check it out and take pictures ($75 charge). Reported to AHS that we needed a new faucet. Plumbing contractor ordered the part and returned 3 days later. The contractor installed a CONTRACTOR grade faucet (cheapest possible).

We had a serious problem that our new faucet was 1/3 the cost of the original and had plastic handles. We called AHS immediately to complain. We were told "sorry that your unhappy and we will be glad to replace it. The contractor came back out just to tell us that AHS won't replace it and that contractor grade is all they pay for.

Being very confused, we called AHS again. After 3 calls, 2 disconnects and 1hr and 15 min wait time, we were finally told that there would be another $75 charge for the contractor to come back out to replace a faucet (that we would purchase). It funny, my sister-in-law had the same leak from a high end brand and they replaced it with a better model. We don't want better... just the same type/model. Would have spent less getting a more expensive faucet and calling the contractor directly. We are going to cut out the middle man (AHS).

I bought an older home in January and the AHS website says, "No age limit on appliances or systems. Covered items in good working order are eligible for plan protection REGARDLESS OF AGE OR APPEARANCE." I specifically told the sales lady that I had bought an older home and she affirmed that even older appliances will be covered. The contract even states that it covers: "malfunctions of covered items PRIOR TO and during contract term." Contract goes on to say it covers insufficient maintenance, rust, corrosion, or sediment." Also covers: "UNDETECTABLE PRE-EXISTING conditions... that could not have been detected by a VISUAL inspection." I felt comfortable with those terms so I ordered the warranty in February.

In April the furnace had an issue and was sending dusty, smokey air through the house. I called AHS and they didn't have an HVAC contractor in my area and said they had up to 48 hours to find someone. I said I couldn't live in the smokey air for 48 hours. It stunk and I needed someone right away. I had a client of mine that did HVAC and asked if we could just use him because he could come right away. They said no.

So I waited a few hours and decided the smoke was just too much. So I ended up cancelling my request and hired someone myself to have it taken care of right away. The person I hired said he'd worked with AHS in the past and they are ridiculous. They won't let them use their own parts--they send them from their own warehouse and it takes time and he had a customer once who had to wait an entire month in the hot summer without AC because of that. Hearing this made me weary of the service I had signed up for, but I decided to keep it still.

A little while later the sink started leaking in the kitchen. When I called the plumber assigned to my case he said he won't do the repair unless I get a pre-authorization from AHS for me to pay them and they reimburse me because they nickel and dime contractors and tell them what they can charge, not what the contractor regularly charges. He said it takes months to get paid from AHS and it's not enough. They pay way less for everything. I asked AHS if I could have authorization to hire him and pay him myself and they said no. They called him while I was on the line and that contractor pulled his agreement with them. He said it wasn't worth working with them. This was my second bad experience with them.

AHS then said that since they no longer had someone in my area, I was free to find my own plumber. I had one come and assess the issue. He told AHS it would be about $1,000 to repair because once he cut into the flooring he found that the pipes were old and corrosion on the old galvanized pipes had started to eat through the pipes and that's why it was leaking. It was in the kitchen, but the leak was starting to affect the basement (luckily in a cemented furnace room). AHS denied the service request based on the fact that it was a pre-existing condition. The contract clearly states that pre-existing is covered as long as it couldn't have been detected by a visual inspection. When we bought the home four months prior there was no visual problems. How was I supposed to know it had galvanized pipes in between the floors that would start leaking.

When I called AHS they said that "the house wouldn't have passed inspection. The damage had started before our contract." We had an appraisal and due-diligence done before we bought the house, but AHS refused to cover anything and said it was my fault. So I cancelled the contract. The plumber said he had to call in three times to even get his bid in. After being on hold for over an hour the first two times he hung up. He wasn't being paid to make phone calls and be on hold. I don't blame him.

Bottom line: their sales team is great. They'll tell you what you want to hear. Their contract looks good. But when it comes down to it and you need a repair done, they use loopholes to get out of everything. In my opinion they were under breach of contract to not accept my request when it was clearly an undetectable pre-existing condition that could not be visually seen. But in their opinion "undetectable" means you should pull up the floors and check inside the walls before calling it visually undetectable. Also, all three contractors involved in my cases hated AHS and the way they were treated by them. I don't know how they keep contractors signed with them after all 3 for 3 of mine were treated poorly.

To top it all off, they still charged me the $100 service fee even though they didn't end up paying for anything and didn't even find their own contractors to do the work. That was supposed to be a major selling point. "Don't waste time finding contractors. We'll find them for you." I seriously can't find one nice thing to say about them. Their service was a waste of time and money.

They take your money up front, and then make it impossible down the road. They sent out a plumber, who over-diagnosed my issue to get my claim denied by home warranty. I know this because they looked at the issue for less than 5 minutes (while holding their clipboard the whole time) and told me I had a break in my pipe, which was not covered (for some workaround reason), but I sensed something fishy so I got another plumber out there on my own dime. The pipes were fine, it just needed a routine cleaning. I contacted AHS to explain the issue and they refused to fund my $75 service fee charge, because the plumber did come out. Yeah, they came out - just to try to extort money out of me. I am a first time homebuyer and was convinced to purchase this by my realtor. That was a BIG mistake. Waste of money.

A valve on the hot water recycling system burst in the garage and was spraying water everywhere. I had to figure out how to turn that system off. We then called American Home Shield to arrange to have a plumber come out. At that juncture, we needed somebody out here rapidly as we could get him, so online didn’t seem like a reasonable option. We felt that we needed to make arrangements on the phone and get it handled as promptly as we could.

While we would’ve preferred to use the plumber who has worked on our house all along, that plumber wasn’t on their list. Instead, they sent Poe’s and the plumber from Poe's came out in a timely fashion. He was very courteous and he seemed to be clean and knowledgeable. But he had to go get parts, so he went and got the parts and came back and made the repairs. He was unobtrusive and did a good job.

Other than that, when I went online to renew the insurance, I was shocked at the price. Then I opened up one of their e-mails about purchasing their service and went through the process of doing that, and it was substantially cheaper to do it on an e-mail. But it appears that it created a new account instead of just renewing the insurance that I had in the old account. My computer experience with American Home Shield has not been particularly favorable.

Finally, I said I was just gonna do it, and I'm glad I did, because now I have peace of mind. My mom used AHS a lot with some of her appliances, and the experience with them was always professional and quick, and it was great.

Once, my dryer was getting hot and shutting off mid-cycle, and I submitted a claim to AHS for it. It was very easy and helpful to just get online and do it. DM Repair came out and the tech ran the unit. He also went outside and checked the hose. He pulled the dryer out and tested the hose, and he saw where it was clogged. He said that was probably the issue that was going on with it. I told him that we've been there for 14 years, and although I've cleaned out the vents and the outside, I didn't have the tools to get really deep in to clean it. So that might have had something to do with it.

The tech said our dryer was still working very nicely. He showed me one cycle on there that I never even knew that I had. He said I might wanna use that more. It's like a sensor that tells how wet your clothes are and how much it needs to dry instead of doing the timer on it. Then he ran the unit again while he stayed there. He gave me a courtesy cleaning, although it's not covered, and cleaned out the vent. He was very professional, friendly, helpful and informative. DM Repair is really good, and I have nothing but nice things to say about them. I would suggest to AHS to keep them as one of their contracting companies. I've been with AHS since last August and it's our first experience with a warranty company. It was a smooth transaction and it was very pleasant.

My pool pump stopped and whenever the guy that services my pool came by, he said, “Your pump is not working.” His company, Cowtown Pools, did my cleaning and they’ve serviced my pool for a number of years. They always do me a good job. That’s why I requested them. They know me and they know my equipment. We had a technician come out and confirmed that it was a pool pump, and so he replaced it, and they were all paid the service fee. My experience with them went well. They repaired the pool pump and did it within a convenient time without any problems and difficulty. They did a good job and everything is working fine. This past week, I had to have two flush valves replaced and the plumbers were F6 out of Alvarado, and they did me a really good job.

I also had my thermostat that went out at the same time. So, the next day, I used some air conditioning people. They used to be with American Home Shield. That’s how I found them. But they're no longer with them. But they did my checkups and things, and he found that my thermostat was not working. I called American Home Shield and told them that all of my equipment was working and that they thought that it was in the thermostat. They called Baxter Air Conditioning and Heating here in Mansfield. Their response was quick, which was good. I had a good experience with them. They replaced the thermostat and it's working within a short period of time. So, those experiences recently have been very good. However, I had a real serious, uncomfortable, undesirable, terrible experience with AHS and with the plumbers they sent out. I was really, really upset and concerned about what happened.

Back in January, we had a plumbing problem. My sinks stopped up and both our sinks in our master bathroom were stopped up. They were clogged and it was awful. I called AHS the next day and I told them that we had a problem. They said, “Okay. Your plumber will be SDL, and they're out of Seagoville.” They had a plumber come out the very next day and he came out with a little hand Roto-Rooter. We had cleaned out underneath both the cabinets so that he could get through, but he never even looked underneath the cabinets at the sinks. He tried his little hand rooter and said, “I'm gonna have to go down through the vents.” Then he came back and said, “Well, I can't get through the vents. You're gonna have to have somebody come in here and go down, and it's gonna cost $589.”

I called AHS and talked to a guy and he said, “Yeah. These are good people. They really do a good job. I'll have somebody go to him. This is what has to be done and what needs to be done. You're gonna have to pay that. American Home Shield will not cover that. That’s your expense.” So the guy came out, and he had brought a supervisor from SDL. And they couldn’t get down through the vents, so they said, “Well, we're gonna have to go underneath the slab. We're gonna have to do a lot of work. And it's gonna cost you $6,000.” He was gonna send him out the next day or so to do some stuff. But AHS said they needed to get a second opinion, which was smart. I'd give them credit for that.

And so, AHS sent this guy from F6, the ones that I used for recently from Alvarado. And the guy walked in there and I told him what was going on. He said, “Let me show you how to unstop a sink.” He got his Roto-Rooter out, his snake, and then within an hour or less, he had everything completely cleaned out and working wonderfully. The other contractor was gonna try to charge $6,000 for all this other stuff. And thank goodness, the person in authorization department said they needed to get a second opinion. If you go online and look at the SDL plumbing company out of Seagoville and read their reviews, you'll notice that most of them are all negative. It is a scam, con company.

I said to AHS authorization department that I needed to be reimbursed. They said, “Well, that’s between you and the plumbing company.” And I was out of $589 for nothing. They were trying to scam me for $6,000. Now, I'm not making any accusations when I make this remark. It sounds to me like somebody, somewhere is getting a kickback. The guy in the AHS authorization department was the one that recommended and confirmed with the plumber that going down through the vents was needed to be done. So, someone should be held responsible.

I wasn’t happy about not being reimbursed. I've been an AHS customer for 16 years but I'm now considering looking at other companies to do the kind of warranties like this. Nevertheless, I'm pleased with F6, the plumbers that I got this last time. I'm pleased with the air conditioning guy too. I still stay with AHS because it's a heck of a mess to try to change over and get things. But I told the people in the authorization department, “Don’t ever recommend SDL to me again. Those people are crooks.” And some of the reviews that you read online will say the same thing, almost identical to what I had said. The authorization department is responsible for that. They need look at reviews and say, “This is a good vendor or this is a poor vendor.”

I have called in before and I know the service people that do a good job and those who don’t. And they said, “Well, this is the one that pops up, and we can't send them out.” And I said, “Look. I'm your customer. I know who is good and who is not.” American Home Shield had sent me some smart people in the past. And I said, “Look. They know me. They know my equipment, etc,” and they finally would agree and would send the people I requested but I've had them to argue with me. Now, many of them have been very courteous, very kind and considerate, but some of them have been downright almost ugly.

However, I'm still upset over the fact that I was encouraged to have someone go down through the vents, which cost me nearly $600 for nothing. Somebody needs to get with SDL and straighten them out, or AHS needs to drop them as a vendor. They should be made by AHS to make that reimbursement. But they're not gonna do it because of the fact that that guy in the AHS authorization department said, “We're not gonna be responsible for this. It's between you and the plumber.” And that’s their cover. And so, I don’t think I'll ever recover that $589, which I'm not happy about. I'm a retired senior citizen on a fixed income so that's fair. I'm not really angry at American Home Shield. I'm disappointed though that they didn’t try to do more, didn’t try to go to the company. And if they continue to recommend people to use that company, in my opinion, AHS does not go as high as it used to.

Recently, I called in and asked for Cowtown Pools and they said, “We can't send anybody." I talked to Cowtown Pools and I was told, “Well, just call back and tell them that we can take them.” I called back, and AHS said, “No, We're not gonna do that.” That happened with Cowtown. So, I just waited until Monday and called back. And I got through quick, and they were fine. Also, this last situation with replacing the flush valves in my bathrooms and then replacing thermostat went through great, and so I do give an A plus on those experiences.

The washing machine guys came within the window, and it's perfect. We've been with American Home Shield quite a while, and they've done a fine job and I'm very satisfied.

I file my claims online with American Home Shield and the process is easy. With regard to some of the repair requests, though, they’re a little vague. For example, if I have a plumbing issue, it’s hard to elaborate on the issue more because the website has a limited availability of options to pick from. But other than that, the turnaround time is normally quick. Unless it’s on a Saturday, then I don’t tend to hear from somebody until Monday. Recently, we were doing an AC tune-up and the contractors that AHS sent were wonderful. They got right out, got the job done and it was simple.

I've already had three claims, and all three of them have been 5s so far with American Home Warranty. I use a lot of different web-based and phone-based systems and AHS' was really easy to use. Their computer system's very concise and easy to navigate and their reps were fantastic. I could go through the system and have them call me back in about 20 minutes because if they have a high call volume, they let me know. When I have a question or a concern over the phone, they would ask, "Do you mind holding for just a minute? Let me call so and so." And they would make the phone call immediately which makes me feel the sense of urgency to correct the problem with them.

When I submitted a claim online for my refrigerator and my stove whose touch pad wasn't working, I got an email response immediately. Within 24 hours, I had the appliance company calling me to schedule an appointment. They came within two days and I told them what the problem was. They looked at my ice maker and determined it may be my reverse osmosis system. It wasn't getting any water to the fridge, so he put that on hold. They also looked at my stove and said the panel's probably defective and needed to be replaced. They ordered a part and in two business days, they were back, had it replaced, and had me all set. Since then, everything has been fantastic.

The American Home Shield process was too long. The first technician that came in for my washer was very detached, almost dissuasive. He didn't wanna be here. My washer is old and I like it and all I needed to do was push and hold the button. I was trying to duplicate my washer because it stops and he didn't wanna wait for the cycle which only takes six minutes long. He said that there was nothing wrong with the washer. AHS sent a second guy who was patient and he saw that the issue was with the timer and he fixed it. The repair took a while though because of the gap with the first and second guy. I've been with AHS for around 10 years and spent about $5,000 of protection, so I got annoyed when the first guy said that there was nothing wrong with the washer. Also, AHS usually contracts with the company Active Appliances and they never call right away. I always really had to hound them.

The furnace was not working and we had no heat. American Home Shield called me within an hour of my filing the claim and told me that the contractor, Butler M-K Heating & Cooling, would be there two days later. The tech showed up five minutes before the scheduled time. He was very polite and he introduced himself. He was very professional and showed me the paperwork with my name and the contract information on it. He told me what he did to rectify the situation. He said that I needed two things for the furnace to work and one of them was a part that was defective and no longer working. So, he replaced that part which he had in his truck. He got to work, did the job, and fixed the issue within 30 minutes.

Everything is back to normal and the furnace has been working great since the tech has been out. We have heat and a happy 14-year old child. This was our second experience with AHS. We had a contract with AHS three years ago, but our experience with them then was horrible so we canceled it. Then I thought I would give them another chance. When I requested for service from American Home Shield, I used online and I got replies back of who the contractor was going to be the very next day. They gave me the phone number and name of the company, which I called. I was afraid that I would miss his call because they have my home phone number. The contractor came out the following day. The central AC was not cool and whatever he did, it works beautifully. He was very personable and I was very impressed by his knowledge and explanation. He replaced the filter for the units. So, I'm very happy and I would have him again.

I've used the phone more in the past than online. It's hit and miss with the phone calls. There were a couple of times when I waited for the contractor to return the call and they didn't. So, I called them and they had to look for communication from AHS. It seemed easier and it was quick this time. I also used AHS for my washer and dryer. My dryer was not putting out heat to dry the clothes and the contractor came and replaced the tubing. Ever since, the dryer has been working beautifully.

The most recent claim I had with American Home Shield was for some electrical stuff that was identified when we bought the house. Apparently, it had been fixed but then it stopped working again. It was an electrical issue where there was a water feature on the pool that wasn't working initially. It worked during the final walk-through, however, it hasn't worked since. The heat to the pool and hot tub were working, then those stopped, yet the jets and all the water pumps are all working. I phoned American Home Shield and they sent a guy out. First, he said the pump was bad or there was something wrong with the pump capacitor. He said that it's a water feature, so it's not covered by the warranty. He did as much to look at the pump and said that I probably had to replace it.

We looked inside the heater and we found that a rodent had chewed some wires. He said that he didn't have wire with him which I thought was interesting since he was out for an electrical issue to begin with. He didn't have the right wire for that and there was a plastic piece that he said he would have to try and get. He said that it wasn't covered by my warranty because it was caused by a rodent. I asked what it was gonna take to get it fixed on the spot. I asked if I should pay his company and he said he would look at what the parts were and that he would get back to me and let me know. However, he hasn't gotten back to me yet. That was two days ago that I haven't heard back from them on what it would be. In the fine print, it has all those things about AHS covering my spa and pool, but only certain parts of it.

Another time, I had a previous claim for the washer and the dryer. We had the same company both times and they sent out a guy who looked at the washer and had to order a part. It was two weeks to get the part and I am not sure why it took so long. It was a common part, but he got it fixed and running and there has been no problem since. He came out on the dryer and started to disassemble and found that somehow, something had got in there and blocked. He removed it and fixed it on the spot, so it was fine. AHS followed up to make sure that things were done and were very quick to respond.

With the one company that came to do the heater, the tech was okay, but their company does this more on a cost basis than a hey-we're-really-experienced basis. He is learning as he goes and figures it out. He has some experience, then he works through the problem. In that regard, he was fine, but when he came in it was like, "Okay, let's see what we can figure out," which he did. They are providing a service, but if I wanted something top of the line, I might go elsewhere. I am not happy with the fact that something isn't covered, but I understand that it is the way it is, so I can't really have a complaint about it.

Nevertheless, AHS has been prompt in setting up the people. They've followed up to make sure things are done and they had the exclusions listed. In that sense, they are doing a lot of what I would hope they would do as a company. I would recommend that people consider AHS if they were buying home insurance when they get a home, but I would say that there are limitations to it as well.

When the contractor called, she said her first opening was on a Monday but that didn't work for me 'cause I was out of town. She came on my first day back in town which was a Tuesday or a Wednesday.

I got the Sevier AC Service. The tech called and said he was gonna be there in about 30 minutes. When he came in, he told us that everything looked good. They found nothing wrong with my AC and when I asked where did all the oil come from, the tech said that he had no idea. He had his little Freon sniffer thing and turned it on, but there was not a leak anywhere. He also checked everywhere and the only thing he found was that there was a different kind of solder. So, I had somebody come out and check the AC one day because I do a spring and fall tune-up type of deal. But the guy said that my Freon was in perfect level and that everything was good.

There was an issue with our air conditioning unit and American Home Shield used the company Element Air. Element Air was very good and they’re about the only ones on the air conditioning side I’d like to come in to the house compared to the other vendors that AHS has on their list. Element Air was very timely and they got the issue corrected. However, in general, we’ve had some issues with the contractors that AHS has used in other instances in the Florida area especially in plumbing. The plumbers that they have on their list are inadequate at best. I’ve got a couple that I won't even have in the house anymore. They’re not worth the time. I keep telling AHS to pay a little more and get a better vendor to come out and represent them rather than getting the cheapest bidders but it seems to fall on deaf ears. It doesn’t seem to be getting pushed up to the next level.

There were situations that I had to do a lot of legwork and it got frustrating. If they hear about it one time, they should be able to fix the problem. And if they’ve got a substandard contractor coming out to the property, I would at least expect them to tell me that they would take care of the problem and get somebody who is reliable. I did this once. I got my own plumber who I’ve used for other issues but AHS just settled for about 20 cents on the dollar and I had to pick up the rest of it. AHS should start using more reliable contractors across the board. I’ve thought about dropping the service a couple of times just because of that reason but I’ve stayed with them for the fact that we’ve had some issues pop up and I’d rather go ahead and know that this is my fixed cost versus not.

The AC was not going as cool as it needed to and we filed a claim with American Home Shield, which went well. The contractor came two days later and checked the AC. He said it was the evaporator coil and he would write up the report to give to AHS. I got a call on Thursday telling me that the portion that AHS would not cover would be $620. Southern Comfort told me that I had to pay the $620 and then, the contractor would order the parts and be able to proceed with fixing the AC. I didn’t hear anything on Friday and I called to ask if everything was ordered. They said they were still waiting to hear back from American Home Shield. I called back Southern Comfort and they got the denial of the evaporator coil from AHS but they told AHS that there was no reason to be changing the whole unit and they advised against it.

AHS was saying that it was more cost-effective because once they try to change the unit, it would be out of the range of what they cover and so, they were trying to tell me they were not gonna pay anything towards it. But the evaporator coil was under it and I only had to pay the $620. They were telling me it was past their threshold and so, they were trying to throw it into my lap. The last thing they said when I talked to them today was that they would do a cash-out. I asked what that was and they said that they would send it to another department, which would let me know how much they were willing to pay me. They would give me that money, and I have to fix it on my own.

I haven't heard back from AHS. I spoke to Southern Comfort and asked if they could get me a quote on how much it would cost me. They said they can apply that $620 to whatever I decide to do. I'm here with no air. I’ve been with American Home Shield since September 2017 and this was my first time ever doing a claim with them. I'm dropping them because they're a waste of my money.

He told me that I would have to call somebody else. I asked him if he could just turn it into a repair request. So, he called his office and then he told me that he couldn’t do it and that I indeed would have to make another claim. He left and then his office called to tell me that they would take care of the repair. I told them that I’m not gonna let them touch anything in the house. They were extremely unprofessional.

I then called AHS and I told them how the whole thing went down. I was upset when I called because I was aggravated with the other company and it has been just minutes after they left. They sensed that I was aggravated and tried to smooth everything out and they did a really good job. I was impressed with their customer service. The guy that they sent for the repair was awesome. He gave me a two-hour window and he was here right at the beginning of the window. He looked at the unit and he had to get a part, ran out, got the part, came back and put it in on the same day and everything was perfect. I’ve used AHS three times now and they’ve got everything repaired.

Whenever I call AHS for a claim, the reps call and tell me when the contractor is coming. They come out within two days but I had a time when I wanted them to wait until the following week. They did their part and they were able to work with me for the schedule. The technicians that I dealt with were really nice. However, I had another company wherein they included the air filter, Freon and everything they did but I had to pay extra for the Freon. It should have been included in what they said and I thought the warranty covered everything. Despite that, my experience with AHS was fine. Most recently, I had to have my air conditioner checked up before the season so I went online to file the claim to American Home Shield. It was an easy process. AMP Mechanical did fine and everything has been working well since then.

I have been with American Home Shield for about a year. The real estate company recommended them. I decided to acquire a warranty because our house is a little older now. I don't want to be stuck with a big problem. If I had a big problem, AHS could refer me to somebody that could do the job. I had to call them one time and submit a claim because I needed a roof repair and it was leaking through. I needed somebody to come out and check it out.

The claims rep I worked with was nice. I was given a 24 hour period to expect the contractor out. And the guy who came out was nice. He had to take the roofing shingles off and show me where it had the bad hole. They had to replace the wood. All in all, he was able to complete everything in one day. And he did a heck of a good job and because I don't have to worry about the roof leaking anymore, everything has been good.

I submitted a claim with American Home Shield when the pan in the bottom of the dishwasher was filling back up with water after the cycle had finished. I filed the claim online, and then I saw that it was gonna be Joe's Appliances that was gonna be coming. In the past, Joe had done something else for me with a washer. But he told me I live too far away and he wouldn't come. So I called AHS and told them that. AHS then got back with him and they sent him anyway and got him here. We were gonna be out of town that week. And so, we scheduled him last Monday. He showed up the afternoon of Monday. He was very good. He already told us what he thought was wrong with the dishwasher just over the phone, and already had the part needed. He put the part on, and then was out and gone. He fixed the dishwasher and it worked perfectly. It takes a lot of coordination to get things to work the right way. Overall, it was a very good experience with AHS.

I had two bedrooms where the electrical outlets didn’t work and the breaker wasn't the problem. I submitted a claim to American Home Shield and my experience was good. My dad was here when the contractor came and he said he was extremely nice. I had two lamps in there and one of the lamps has a short in it which was causing the issue. The contractor stayed and waited to make sure that that was the problem. He was very patient and he did a very thorough job. We’re very pleased. Other than that, it would be helpful to AHS to follow up with an email or even a text. I get so many telemarketing calls that I don’t always answer my phone.

I had moved into this place and it got some age on it. I wanted to make sure that we're covered. The seller got me American Home Shield and our experience so far is very great. Everything has been timely as well. I submitted a claim when my garbage disposal unit wasn't turning on and it was easy. I did it all online and navigating their website was fairly simple. Then they ended up having somebody contact me the next day and we were able to figure out when they’ll be able to come by. The contractor that was sent out was very, very great. He explained what was the issue, as well as suggestions for moving forward on how to rectify the situation. Now, I'm having no issues with the garbage disposal unit at all.

The AC was not cooling. I filed a claim to American Home Shield on the phone. I initially did it online but I decided to go and call because it was a little bit more convenient and I could find out if someone could come out immediately. But it was a Friday afternoon so we had to wait until Monday before we could get any service. Airmax, Inc's tech called early Monday morning. We had to accommodate their schedules and they came out. After the repair, the AC has been working just fine. It was a very good service.

Our AC was putting out heat instead of cold recently. I requested for service from American Home Shield online and I found it easier to do than sitting on the phone for an hour. The contractor calls within 24 hours and then an appointment is given. But it usually happens before that because I get to them right away. The tech who came out has been here before and he couldn't figure out why we were having the trouble because he had checked both systems on the roof previously. He fixed whatever needed to be fixed and we got our AC again. It's been working very well since and things got easier since. I'm pretty satisfied.

American Home Shield sent me an email prior to Spring and have my AC tuned up to make sure it is working before Summer came around. Foxcroft HVAC & Refrigeration came out and my AC has been good as it could have been after the service. When I filed a claim for a sump pump issue in the past, it was resolved very quickly and efficiently. And I was very happy with it.

The warranty with American Home Shield was acquired for us when we bought the house and we've been protected for four months now. The most recent claim that I submitted with American Home Shield was for the AC that wasn't working. Submitting the claim was easy and they called quickly and were great about fixing it. They gave me a couple of hours window as to when to expect the contractors out and they were right on time. The contractor was very thorough with the whole situation. He fixed what he needed to and made some suggestions that would be helpful to keep things from happening again. He replaced the fuse and fixed a wire that had shorted. He was very good.

My AC wasn't cooling the house, and we didn't know at the time what was going on. The rep from Happy Bear came out. There was a conductor issue, and he replaced one small part. He was great, and he was in and out there in 20 minutes. He knew exactly what was going on. In submitting a claim for that issue to American Home Shield, I did it online and it was very easy. The contractor came out within 24 hours. I had complete understanding when he left, and he did a great job. Since the repair, the AC has been great.

I made my claim with American Home Shield as soon as I found out that there was a leaking connection to my refrigerator. I just moved down into the condo that I found the leak. Since it was my first experience submitting a claim with AHS, my real estate agent did it for me. She was kind enough to follow-up and take care of it. The plumber had to cut the plasterboard in order to get to where it needed to be repaired. And I’ve since contacted AHS because the plasterboard needs to be replaced. The interaction I had with the plumber went very well. He was very efficient and professional. It took him less than an hour, and the job was done.

Since the repair, the performance of the refrigerator has been good. We left the condo on Thursday to come back to our main residence, which is in Mill Creek, Washington. And I have shut the water off. So, we should be fine until we get down to the condo in October. I was very pleased with the experience with AHS and I would recommend them.

When my furnace wasn't heating up my house properly, AHS sent a technician out and diagnosed the problem and then ordered a part. Then the second time they came out, it was a different guy, which I find weird. It would be better to send the same guy that diagnosed the problem, rather than a different guy. But both of them were very professional and very good at what they did. They got the problem fixed either way. And the furnace works pretty good now. They also told me what to do and what not to do to keep it running efficiently. I've been with American Home Shield for about a year now and I usually file a claim online. Their website was really easy to navigate. And I would recommend them.

There was water all over the garage. This was the first time I've had to do a claim with AHS and I talked to my daughter about it because she has them, too. She told me to go ahead and give them a call. And when I did, the process was really simple. I told them what was going on and they set things up. Then the local guy from Central Valley Plumbing & Maintenance called me up and he was out here that night. He fixed it up on the next Monday and ended up replacing the water heater. He was friendly and he did his job. He was also easy-going and a great guy to work with. I'd recommend him and AHS.

Their reps are not particularly helpful, nor unhelpful but I'm sure they think they're running their call center the best they can. The contractor they sent was very professional, very friendly and was neat. He put the down the mat, cleaned up when he was done, explained to me what he was doing and it couldn't have been better. The stove was fixed.
