We bought an older home that was remodeled, and having the AHS warranty gives us a little peace of mind knowing that if anything happens within this next year, we can call somebody to come fix it. I called AHS for what seemed to be a gas leak, and I got an email or a text that I will get a call from the contractor within 24 hours, which they did. And then, they came out when they said they were gonna come. The guy was late, but he called to say he was going to be late. So, communication was great. He put out some sealant, some kind of green stuff, and he said it would expose if there was a leak. I still smell the gas, but he said it’s nothing to worry about. And I trust his professional judgment.

My daughter had American Home Shield for a while in California. We also had it for three years in our apartment then we added it to our condo. We're pretty happy so far. In the apartment, the process takes time, but they do fix things. If it is involving emergencies, it won't work. Submitting claims was easy. The contractor came one day and took out the information and he came back and fixed the problem. So I didn't feel any difficulty. It went well. When the microwave turntable was not moving, JD Appliance Repair fixed it and did what was needed, but it's still making a noise. It's like a wind noise whenever I use it. But the appliance is working. For the stovetop, the contractor broke something and said he would do something later.

The ceiling from my kitchen had a leak. I called American Home Shield to see if they could come and inspect the plumbing if it’s qualified under the insurance. They helped me really good. The contractor was good but they did a hole in our wall, and apparently the plumbing is not the problem. It’s the ceiling that’s causing the leakage, and they're gonna send somebody to patch up that hole they made.

We couldn't get our heating and air to stay lit. I did a claim online then I talked to a lady from American Home Shield. They couldn't find our house. I think it was because I told them two different ways to go there. The contractor came out that week and he was very prompt. He was very knowledgeable and nice. We liked him. He was there a good while and he got our unit lit up. It's doing good now.

We had American Home Shield years ago and then dropped it, and we renewed it. I called them when the icemaker was not working and the rep I talked to was very good. The next day the technician contacted me and gave me a time and said he will be out within a day. He was very good too. He was there at home for about an hour at the most. Everything is working perfectly now. I'm very happy with the contract.

My garbage disposal needed to be replaced and I had some plumbing issues in my master bathroom. The contractor came out about 5 days after, which was in the following week and based on my availability. The contractor was really good, nice, and very fast. He changed the garbage disposal with no trouble. When he unclogged my sink, it was like, “Wow.” It was really simple. He did it all in one service and was very expeditious. He was in my home for about 30 minutes and everything's perfect now.
I've been submitting my claims online and I’ve been with Home Shield for 10 years so it’s fairly easy. Whenever I spoke with a representative over the phone, they have been really nice, knowledgeable, and helpful. And even the contractors have been very professional. So, I’m really happy with the service. Being a single woman, I don’t have to worry about anything and all my appliances are covered.

I called American Home Shield for our disposal that had gone out and they told me when their contractor would come out. The technician then said he was gonna be out at 8 o’clock, and he was there at 8 o’clock. He’s a very nice man and I was very pleased with him. The disposal worked at first, and he jiggled around the switch up. Then, he said the motor went out and it damaged my switch. So, they got an electrician coming on Thursday to fix the switch.

Recently I could not operate the oven or my range because the display wasn’t working. I called American Home Shield and they sent a person. They said the parts are no longer available for this oven and what I was told was that they’re going to replace my appliance and I have to get back with them with the dimensions so that they could find a replacement, and they will let me know. I've been calling them but they haven't called back. When I talk to them, they’re fine. They just haven’t been proactive. They should be a little more communicative with their customers. I’ve had other experiences with them though and they’ve been good.

I received an offer at some point and I’ve had American Home Shield somewhere between 10 and 14 years. I’m sorta old fashioned a lot of times and I’m comfortable picking up the telephone rather than using a computer but either way, submitting a claim has been very easy. I dropped a penny in the garbage disposal and it got stuck. The plumber who came showed me that it was more than wear and tear and I wound up purchasing a new garbage disposal, which was fine. Even though the one that we got wasn’t the original, I was satisfied since we’ve been in the home 16 years. Marshall, the fellow who came, was very personable. It was a good experience all-around.

I have an OE code on the dishwasher. I did a claim online and American Home Shield's website was fine. I was that somebody would contact me in 24 hours, but they didn’t. It was 48 hours. The contractors' service was fine, but they didn’t fix the problem. They replaced a part, but the dishwasher is still throwing OE codes. I don’t know what the OE code represents, but sometimes it completes a cycle and sometimes it doesn’t. I haven’t had an opportunity to call Jones back to have them come out and take a look at it again because they told me to do that if it continued to throw codes. It just started doing it this weekend about four days after they put the new part in.
American Home Shield is fine from a standpoint that they covered the stuff. There’s a $125 service charge for the claim just like they said. Although they did not inform me that my monthly fee was gonna go up once I made a claim. The very next monthly payment went from 47.99 to 51.99. We’re not really happy with that. Also, I’m not really thrilled that they sent out Jones Appliance who was 20 miles away from me. There are other appliance places that are closer, but Jones did a fine job. It's just that the part they replaced didn’t fix the problem. So now, they gotta come back out and look at it again.

When some of my electrical outlets in my kitchen stopped working, I called American Home Shield and spoke to someone. I work and asked if they had a company that could come out after work. I kept saying I needed someone to come out after 4:00, but they gave me someone who would not come out. I kept calling them and asked if they could give me someone else. They said they couldn't. I really don't like that and I might even switch to another company. If you are trying to be customer service oriented and you know most of your customers work, then you should have some vendors that will come out after work hours or on the weekends.
I had to have a day off from work to get the repair done and that was two weeks after I called. I was given a four-hour window and the rep said they'd call before they come. I said that doesn't help if I'm in a classroom because I can't walk out. The rep said, "When something is important to you." I said, "Hold on a minute. I know I'm over the phone, but that isn't how we talk to adults." My last two experiences with AHS in three years have not been positive. They're not a bad company, but they weren't very customer-friendly and that's gonna make them look like a bad company. Other than that, everything else about AHS is good.

In the summer, Next Gen came out and fixed our air conditioning again. Then when it got cold and we turned the heat on, we’ve got no heat. Next Gen installed a new compressor with no heat pump on it. So, we couldn’t even generate heat. It was par for the American Home Shield course. So Millennial HVAC came out, and there wasn’t anything they could do because they certainly wasn’t prepared for that. So, I need to call AHS. It’s been on my list every day to call them and let them know what happened and see if they are gonna fix something like it should be for a change. We had nothing but horrible problems with American Home Shield.
They won’t allow the people to fix it like it should be because they don’t want to spend the money. I think that the contractors’ hands are tied because American Home Shield won’t let them fix anything more than $200, so they cost us thousands and thousands of dollars. Every time they came out, they had to put bandaids on top of bandaids instead of fixing the real problem. Plus every time we have an AC unit issue or a leaking coolant or refrigerant, they tell us initially, “Well, you’re not leaking.” Refrigerant doesn’t just disappear. And then they come and put a bandaid on the coil and it costs us a grand to fill it full of Freon and in two months it happens again. We pay another grand for Freon, and this has been going on for years.
I certainly hate to hear that you have received less than satisfactory service. I will follow up with you as soon as possible in an effort to assist with unresolved issues. I just sent you an email. Thanks for your patience.

I put a request in with American Home Shield on Saturday and using the website was fairly straightforward. There were a few issues- a water leakage, old pipes, and a toilet issue. The contractors showed up on Monday and were here for an hour or so. They knew what they were doing, but the garbage disposal they installed did not have a reset button at the bottom. I asked them to reopen the work order so they could change that to something which has a reset button. With the one they installed right now, if some food gets stuck, then it’s not gonna be operable.
Good Morning Raj,

My problems are still not fixed but American Home Shield is doing what they can. I have two claims with them, and neither of them are fixed yet. They’ve had two different plumbers come out for the leak that’s outside. They’re very professional and very timely. They replaced the pressure regulator. But now, they think it may have been a faulty one, so now, they have to replace it again. So, a service person is supposed to be coming out today.
The initial guy that came out was great, and he was very helpful. The leak is outside of the building, and it’s from the pressure release valve. And so, he changed the valve. That didn’t work. So, then he changed the actual pressure regulator. He said maybe that’s gone faulty, and that actually made things worse. And that’s when the guy that did all of that said, “You know, I really don’t know what else I can do.” He was kinda stumped. He didn’t know what to do. So, they sent in a different person, and he came in yesterday morning. He checked it, put in his pressure thing, and he said that the new regulator is not working properly. And he said, “I can’t change it because whoever changed it supposedly bought a new one, and they need to go wherever they bought it and get a refund and get a new one,” which made sense to me. The problem is every time this happens, I have to stay home between 11:00 and 5:00.
Usually, I leave but I'm staying home today because the first plumber said he’ll come today. But he hasn’t given me a time yet either. So, I’m stuck at home. I told him, “You know what, call me by noon. I would be home until noon anyway." But I also said, “If you can’t make it by noon, call me and let me know exactly what time you can make it, and I’ll make sure I get back home.” I’m just running errands. At this point, I’m not gonna go to work. It’s just little things. But I don’t know if that’s any of the insurance’s fault.
The garage door claim has been going on for a long time too. I’m not entirely sure what’s going on with the garage door thing. I have to call AHS and find out because I didn’t fully trust the technician that came out. He said six different things like, “Oh, I have to replace this, and it’ll work.” This has been going on for almost a month and a half. And he replaced something, and it didn’t work. Then he came back and replaced some other part, and it worked for a few days, and then it stopped. Then he said he had to order a part. He was here yesterday, and I heard him kinda arguing with AHS because he was saying that he’s replaced every single piece of this equipment and nothing is working and that we should get a new one, and that it’s not worth trying to fix anymore at this point. I heard him saying that over the phone, and then he hung up.
I talked to him, and then he said, “Well, it’s going to cost you though. Even though it has a lifetime warranty, I talked to the home insurance, and they’re gonna want you to get the newer model. And the newer model is more expensive, so you’re gonna have to pay the difference.” So, I started asking him just out of curiosity how much the whole unit will be. He said it’s really expensive and that I'm gonna have to talk to AHS. And then he said, “But I’ll come back. Whatever they give you, with an additional $200, I’ll put a new one.” I thought, “What do you mean whatever they give me?” And he said, “It might a couple of days for you to call them and talk to them.” So, it kinda went back-and-forth like that.
AHS hasn’t contacted me yet. They were on the phone with him, but they didn’t contact me. The service person kept telling them, “I’m not gonna replace any more components of this because I’ve replaced all the major components, and if it’s not working, that means it’s just dead.” So, I plan on giving AHS a call today and seeing what their decision is and how they’re gonna handle it.
The contractors have been very professional and very nice. And they all seem to be doing their best. It maybe that these two jobs that I’m working on are things they never really handled or it’s just a fluke. I had a different home warranty last year, and AHS has been much more responsive and quick. I call, and I can get through to a live person. For both of these requests, immediately, once I put them in the computer, someone called me within a few hours. That never happened with the other home insurance. It would go days before anybody would call me. AHS has been very good about sending messages through the phone in terms of, “Technician is on their way. They’ll be here in 15 minutes.” Things like that have been very helpful. And I got none of that paying more for the other home warranty.
I’ve been very happy because, at least, I feel like when I try to get a hold of someone, or when I have an issue, they’d respond. Even with these things, they immediately sent somebody else to come check it. The initial plumber came in the next day. He called me that day, and he came in the following day. That was very quick. And with the garage, they gave me some options, but I was working so it didn’t work for me. And for me, the garage not opening was not a big emergency, so I told them I would rather do it on a Friday, and they accommodated me for that. The plumber called right away and came right away.
I had one other claim with AHS with my faucet. It was very minor. It was leaking in the kitchen underneath. And the same plumber came for that and fixed it in 15 minutes, and that was great. In some ways, I’ve learned that the home warranty is not for big emergencies. I have my own plumber, and if water was gushing out of somewhere, I would probably just call my own plumber and have him check it. But I’d like to have AHS as a backup for things that come up that aren’t emergencies. And I’m happy they’re responding.

I’ve liked the fact that I call American Home Shield and they’ll get somebody out to me. It’s been pretty simple to deal with. The contractors have been fine as well. This last instance, I called AHS about a leak under my kitchen sink and it turned out to be something that wasn’t covered under my warranty. And instead of telling me that upfront, they went ahead and let me pay my $75. And when the the plumber got out there to fix it, they had to call in. It wasn’t covered, but nobody refunded my $75. I would've thought that they would've told us that upfront when we called it in, but that’s the only instance I’ve had a problem with it.
Humphrey,
I certainly apologize that it was not clear that the item was not covered. The request was entered online, but those are questions that we can confirm for you when the request is entered over the phone, via chat, or if you speak with an agent prior to the technician coming out to avoid this situation in the future. I had somebody come in and fix the garbage disposal. While I was doing the paperwork, when I asked for service, I saw that AHS was having an offer for service, to service the heater for $75. I’ve been in the house for two years and I’ve never done it before. I know the unit is about 10 years old so I had it serviced before it’s damaged. I went online and filed a claim to AHS and the tech guy came over to service it. I didn't want to have a problem with the heater, that’s why I had it serviced. Otherwise, you’d have to pay an arm and a leg.
Prior to that, I had the garbage disposal fixed. It hasn’t worked since I moved in. I called AHS and the guy that came over said that there were pieces of rubber inside of the garbage disposal and it needed to be replaced. I said okay. I knew it was something that needed to be fixed and I know a garbage disposal costs about $100. But the tech said that AHS would never give me any claim for it. I told him to just have it done. I paid $100 for the call and $225 for the garbage disposal. So, it’s a bit too much. But the guy was here, he didn't make a hassle and just worked. I accepted the cost because I wanted a new garbage disposal, so it was done. The new one was put in the same day that the tech came over, Friday, the 25th of October. And the installer was extremely nice. Both of the guys that have come here have been extremely nice.
So far, my experience with AHS has been good. I pay AHS $49.99 a month and they charge $100 for somebody to come, so it’s $150. Plus 225 for the garbage disposal, that was a lot of money. But the $75 to service a heater plus the $49 a month was a good deal. My main concern is the air conditioner. What if that thing breaks? That’s gonna be about five grand. Before summer starts, I’m gonna have it serviced because we need to have things working.

We had a plumber come out through AHS for my bathroom in my bedroom. This company was a little further away, but that’s who AHS had a contract with. Also, we had the times wrong. They had told me that they would come between 2:00 and 6:00. The plumber called me at 11 o'clock in the morning saying that he would be at my place in 40 minutes. The truck he came in had no signage and he was a little scruffy-looking. So I said that before I would let him in my house, I would need to see proof of who he was. He showed me his driver's license and a business card without his name on it. He was professional in the way he acted, went upstairs and did his thing. The clog was drained and he put a plastic thing down that I could have done myself. He took out what was down there and poured some stuff in. Initially, I was a little nervous but that was unfounded. He couldn’t be more polite.

We've had American Home Shield for years. I was amazed at their service from the start, and so I've stayed with them. In fact, I've signed up a few other people. I have encouraged others too, especially when we get to be older and by ourselves. It's really nice to have the backup, so to speak. I like having somebody come out within hours. I've not had a call, a need, that wasn't met to my satisfaction. When we first got it, we have purchased the house and it needed some redoing. I told AHS on the phone, "I first heard about you but, guess what, they don't even come out and inspect the house." The rep said, "Nope, that's fine. You get it." And they replaced several appliances, upgraded parts and repaired things in that house and that amazed me. I thought, you're gonna have to have AHS come out, look and see what the damages already are before they insure you for fixing stuff. But they said, that's the way they do it, so it was really nice.
Most of the contractors that came out were very happy to be working for AHS and they, in turn, tell me how to use the system best. Like recently, I had the garage door issue. When I learned what was wrong with it, I knew it wasn't covered by AHS. But the gentleman that was talking to me said if he finds something else, that will be covered by AHS. And I got a little better rate because he came through them. And the guy who came out for the washing machine said, "Normally, they don't let me rebuild them." He then called AHS and said, "This is a good machine." It was a Maytag and AHS let him rebuild it. And it took him three days coming out and working after he got parts, and AHS approved it and my washer was fixed instead of having to get another one, which would have been a lesser quality had they bought a new one for me. So, I thought that was another good thing.

I had American Home Shield for years in my other two homes. Now, we haven't marked our house yet, and the breaker that was marked and turned off was the wrong one. And they turned it back on. We thought there was something wrong with it, but we paid $100 to find out that it was the wrong breaker. Somebody could have walked us through before coming out. It could have been solved over the phone or maybe I was made to pay a smaller fee.

I filed a claim and I knew Fletcher's Home Appliance & Service Center was gonna come out. The tech had done some work for me previously, the month before, where I had some brackets that hold the shelves in place that broke over time and he replaced them. And so, after getting online, I called their office and told them that there was a claim in there for that, that it wasn't no shelf brackets, and it was the refrigerator that wasn't working. So, he made room for me, came right on out there that afternoon, and was out here in about two hours time. He fixed the defrost or heating element part and everything's going fine now. I had a claim for the garage door where AHS sent out a tech from Smokey’s. Being an engineer, I know a lot about a lot of things and I had a great time with that kid. He explained everything and what was wrong. It was hard to find the type of battery it takes to open the garage door from the outside, but I managed. The only thing is, he used WD-40 for a lubricant and that really isn’t meant as a lubricant. The kid said he knew that but it was not his choice and he doesn't own the company. Other than that, I was totally satisfied with his service.
At the moment, I have an ongoing claim on the air-conditioning that I’m really unhappy about. I wasn't home all summer and that thing was set at 85 degrees and running. When I came home, I turned it down to 80 and three hours later, it hadn’t changed. It was not working at all, so I called AHS. The tech that they sent out checked both ends but he never found the leak. He wanted to put 8 pounds of Freon in at over 800 bucks to check for the leak, but I know a lot about pressurizing systems and looking for leaks, and that’s not how you check for leaks. You put a gauge on, you pressurize it with nitrogen, and see if it holds air. That tells me that that air-conditioning company doesn’t know how to do work. Why would AHS use somebody who'd do that instead of pressurizing it with nitrogen? Nitrogen doesn’t cost anything.
Right now, they’ve replaced both ends of the unit and we don’t know if I have a leak. But all the Freon was missing out of it and that tells you there’s a leak. Plus, it’s an R-22 unit. Come January, you’re not gonna be able to get R-22 anyhow. So, I ended up paying $6,000 and change for this thing and I shouldn’t have to pay anything. But the technician told me that no matter what, Home Shield will never replace it. That was interesting. These people work for them and that was not what I wanted to hear. I’ll call American Home Shield again and bug them about this. As a matter of fact, there’s no reason for me to have American Home Shield anymore because everything inside the house is brand new now. I only got the policy because of the air-conditioning and based of my experience, I’m dissatisfied with AHS.
I certainly hate to hear that you have received less than satisfactory service. I will follow up with you as soon as possible in an effort to assist with unresolved issues. I just sent you an email. Thanks for your patience.

American Home Shield was quick to my initial claim on the phone for my dishwasher. Apex Appliance came out and diagnosed it, and had to order a part. As soon as the part came in, I got on a schedule, and everything went real smooth. They replaced the tube and a portion of the drain motor. It took a total of two weeks to complete the claim, but I understand it takes a little bit of time to order a part. So two weeks is fine.
I’ve been a customer of American Home Shield on and off for many years. I had them in Chesterfield, Virginia and Midlothian, Virginia for seven years. The AC company Home Shield assigned to me was horrible. My thermostat was broken and when the tech first came he offered to put a very cheap $25 thermostat. My thermostat cost around $600, which came with the AC unit when we bought it at Costco. On the second time, he came with a thermostat and tried to fix it but it was a wrong thermostat. Third time, he came without a bag and it was still the wrong thermostat. Fourth time, he spent an hour and a half trying to put the thermostat, and he said that was still not the right one. We had to order it, which would take three to five business days, and it’s more than 10 days now. I called the company yesterday and they said I need to submit a new claim. I'm very upset. There was a period of time with American Home Shield where they started putting in these people who didn’t speak English and I have never had so much frustration with people who did not understand me. I would ask them a question and they would read off this answer that didn’t answer my question. It looked like they were reading out of a book because they didn’t know what I was saying. When I made a claim for the garage door, I waited five days, nobody came, and I couldn’t open or close the door. I had to do it manually.
A certain lady gave me authorization to find my own contractor, so I did and he came out and told me what I had to do. He was so good. He did the job, and he charged me 460 bucks but it took AHS a long time to give me my money back. I had to keep calling them because they said I needed to fax a piece of paper to so and so who replied and said they didn't have that paper, and I was not even supposed to send it there. The reps didn't know what they were talking about because someone told me one thing, then someone else is telling me another thing. I even have a confirmation on my fax machine that what I sent came through.
It was a terrible experience and I was so frustrated. I was really mad, but they did send the check. I had to call person, after person to finally get someone who cared and who could actually talk to me. They must’ve gotten all kinds of complaints, so I haven’t had that problem since and other than that, every other experience with AHS has been for me 100%. They’re fantastic and everyone they’ve sent to me has been amazing. Everyone’s been very professional, done a good job, in and out, and no problems afterwards.

I told AHS that I needed them to come back out again but they said they couldn't send them as they were not available. They only got May. I said, “No. I just talked to Southern Comfort and they said they were available and said they can come out any time.” So, I cancelled the work order ‘cause they had set it up with May. I said that I want Southern Comfort. American Home Shield's rep said that they couldn't get them and asked if May would be okay. I said, “No, I won’t be. But if you’re gonna make me take them, I’ll take them.” And so, it went back and forth.
I called Southern Comfort, and they said they would call AHS to say they're available. They also told us to call American Home Shield's dispatch line but the current wait was 15 to 30 minutes. I called Southern Comfort back and said that I refuse to wait. They said, they'd take care of it. That’s been three or four days ago and I haven’t heard from Southern Comfort or American Home Shield since then.
AHS could improve on their communication big time. If they sent out one company to do an inspection on my heater, then that company should be the company that comes back out. They’re the ones that found the errors, not some other company. I haven’t called American Home Shield nor Southern Comfort back yet, and my heater still needs to be fixed. But I’m still not saying anything bad about American Home Shield ‘cause they’ve always taken care of us.

The faucet in the guest bathroom upstairs in the shower wouldn’t turn off. So I had to go outside and shut the water off. I called American Home because the water would have gone down through the floor downstairs, on the ceiling. AHS went out of their way. The first plumbing company couldn’t do it until the following Thursday, and I couldn’t leave the water in the house off for three to four days. So, the claims rep said, “Let me put you on a hold for just two minutes, I’ll check a couple more places and see if we can get one over the emergency today.” So she came back on the line and said, “I got a plumbing company that’ll be over there between 12:00 and 1:00.” And they got here about 12:30, which was great.
The technician was a super nice guy. He went upstairs, went into the bathroom and took off the faucet. He knew what it was right off the bat. It was the cartridge in it that had gone bad and the cold and hot water wouldn’t shut off. He pulled it out, put the cartridge in and put it back on and tightened it, and had me get down to turn on the water. He tried it to see if it was leaking or anything, and it wasn’t. So, it was fixed. And it didn’t take him more than 15 minutes. He really knew what he was doing. I referred AHS to others a couple of times.

Worst customer service EVER. This company is set up to profit, which means, they do not pay out, and will look for every excuse not to. Within two years, they "replaced" my evaporator coil twice, and when it broke the third time, again only offered replacement of the part, not to replace the 12 year old unit. Instead, I opted for the cash out of $690, but ha, ya, umm.. of course they every excuse not to pay this. Did I mention that every time they replaced the coil, I had to pay $600 out of pocket for freon, in addition to the $125 service call? Wicked scammers, this company. You are so much better off paying for repairs out of pocket. Save the premiums and bank them to cover repairs the right way.
Good Morning Georganne,

They didn't fix the leaking pump instead blamed it on uneven ground and wanted to charge #650 for that. Very disappointed. In fact two of the swimming pool confirmed to me it is not a valid reason for the pump to leak.
I can certainly understand your frustration Senaka. My name is Stacy and I've emailed you in an effort to resolve your service fee/pool claim.

AHS is a complete ripoff! They denied my claim for my washing machine which I purchased new as a set with a dryer, because they said it was “overused”!!! I’m 100% permanent & total rated USMC veteran, who lives alone, and does maybe a load of laundry a week; so there is no way my washer was EVER overused! I scraped together what little “extra” I had to purchase a policy since I am unemployed and looking for work that can accommodate my disability, and this is the SECOND time I was denied coverage! BUYER BEWARE! They will use any and every loophole to get out of paying a claim! And then send one of “their” service companies for a “2nd opinion” that the CONSUMER has to PAY for, and which ultimately works in supporting their unfounded determination!
I certainly hate to hear that you have received less than satisfactory service. I will follow up with you as soon as possible in an effort to assist with unresolved issues. I just sent you an email. Thanks for your patience.

I am on week 4 without a refrigerator. I have been a AHS customer for years and have had a few very successful interactions. However, companies are not defined by how they handle things when everything is perfect, they are defined by how they handle circumstances when something goes wrong. AHS sent a contractor to my home to repair a refrigerator. They came out, in 5 days, and diagnosed the problem and ordered parts. I was alerted when the parts came in, 9 days later. I called contractor multiple times to schedule repair without response. I got AHS customer service involved and, frankly, they were no help. Each time I called, they attempted to contact the contractor, sent him a sternly worded email, and told me they would follow up.
I am now 24 days without a refrigerator, called AHS and requested a change in contractor since they are not responding to either me or AHS's repeated requests. I was told by AHS that they are having difficulty approving the contractor change because parts were ordered and I may be responsible for any restocking fee on parts. WOW! They hire a bad contractor and want to stick me with the fees. Meanwhile, AHS continues to charge my credit card monthly and I am going out to my garage every morning to get a gallon of milk. At least their billing department is efficient.

I've been with American Home Shield since 2010 thinking they were honest and truthful about standing by their words and thinking they subcontract the best contractors in my surrounding area. This is not the case. Both my HVAC units have been running out of freon for years. They never conducted a leak test. It always happen in the spring.
We had a problem with our unit again this Year about the same time I called for service. My family was burning up. Meaning it was 90 degrees in our home. They couldn't come till three days later so I call a local contractor to check our units out. They put freon in it. Cost me $160 dollars. I ask about the freon and how american home shield sent contractors out almost every year about this issue. The tech said, "Sir you are being rob hvac units. Do not leak this. Should have been resolve years ago. With your unit being old you should it should have had a leak test. It usually takes 1hour or longer." Explain this never ever happen. I have the records. All receipts to prove it!!
I have cancel our contract with them. I have broken items right now. It's cheaper to fix ourselves. Meaning having a local contractor who is honest. We have pay $75.00 for a service fee and when the repairman arrive he have a $4.00 part that I waited on for a week. I have receipts! Yes they got a us new washer but after failed attempts and $75 service fees and the money I paid over the-years they should have, cause basically after you have paid for service fees and 50+ dollars in monthly contract fees you really paid for your own stuff.
As I talk with some local services they said, "We don't deal with american home shield", I see why. They they are dishonest. We made a complaint to them about our units. They said the representatives you never ever got the same one, they would give us a call!. It's been a number of months but two days ago they call and said I owed $107 dollars. Wow. We were blown away and immediately cancel our contract which they auto renew without your consent and then harass you. I still haven't received any document or email stating consolation but I have a recording stating that and what was said. This warranty is useless and not worth the time or effort. You would do better putting money into an account of your own so if something breaks you can replace it or have it repaired properly the first time.
I certainly hate to hear that you have received less than satisfactory service & I apologize for the inconvenience. Thanks for sharing your feedback. Have a great week.

Initially, the air handler coil was leaking freon. And so, the contractor replaced the air handler. But we had to call the contractor back out the second time to clear the drain line because it was holding water in the pan. They came out a couple of weeks later, but it's fine. The AC is doing good now. I was just a little disappointed on the cost that we had to bear for the Freon.

I was getting I buy out for the other one, and I've been waiting for a check since last week. For the other claim, Anytime Home Services went out to service a recirculating pump on a hot water heater. Apparently, the motor was stuck and the plumber was able to fix it. I’ve had good experiences with American Home Shield each time they’ve come out. When I received a bill from my water company for more than double my usual bill, I called the plumber to see what happened. He was very nice and seemed to know what he was doing. He went to each bathroom and checked to see if there was a leak in the toilets. He also checked the water heater, outside at the meter, and outside where there was a spigot outside. He checked everything and couldn’t find anything wrong so I have to deal with my water bill and water company.

It was very easy to submit a claim to American Home Shield. I recommend them to everybody I know. I also have a family member who have been with them for years. In most cases, everyone I've talked to has been wonderful. However, I have gotten a girl that does not speak English well. She just couldn't get the problem and that part was frustrating for me. I said to her four times, "I'm asking you how to let you know who my referrals are, so I get credit for this." She said, "Well, ma'am, can you tell me what appliance you're having problems with?" I finally said, "Excuse me, ma'am, do you know what referral means?" She said, "Hold on a moment please." And then I got put on hold.
She does not communicate well. Anyone else I've gotten has done wonderful. It's quite obvious when you're speaking English well. But I've gotten the rep at least twice when I called. Apparently, she takes calls a good amount of time. So that's scary. I'd have to explain to her what a referral is. I don't know if she needs more training or she just doesn't communicate well, maybe with language. I'm not trying to down anybody because I give everybody a shot. On the other hand, the contractor from GE that came out to fix the dishwasher that wouldn't fill up water was great. It took him three minutes to fix it. Had we known what he did, we could've fixed it, because I would love to use my dishwasher again. He explained and showed us what the issue was. He said it's a common problem and he was wonderful.
However, AHS has a large block of time that we have to wait on the contractor. I don't know if that's them or the contractor they're using. I had a block from 8:00 to 5:00. I'm selling mobile homes. I could be gone at any time. I just wanna have somebody here. I don't wanna block up a whole eight-hour day to wait for somebody. I called AHS and they said, "You can call the day and track the contractor, and we can give you a time.” When I finally talked to GE that morning, they said between 9:30 and 10:00. It was a little later than that, but I expected that. If the contractor gets tied up on a call, he can't help it. Once I talked to the contractor that morning, he gave me an approximate time. But until then, we were gonna have to figure out when from 8:00 to 5:00 he would be there. I hope they could improve on that.
AHS is far superior as far as I'm concerned. It was a very good experience. There were a couple of glitches, but no big deal. I sell mobile homes every day. I tell every customer, "You are crazy if you don't get a home warranty program." I tell a lot of people about AHS and their referral program gives me credit, so I would like to have the referral. My only problem is to figure out how to get back in to send the referral emails, because my friends wanna get the policy and they're waiting on me to do it. I just couldn't understand what the AHS rep was telling me. It was something like ahs.com/referrals. So I'm still not sure how to do it. I was originally told to call the service number when I asked a question. But when I called the service number, I got that girl and she had to ask how to do it, and that was scary. If I call and I get the same girl, it would get me nowhere.

But I did a claim and there weren't boxes that applied to what I needed fixed. So I just clicked a couple and then the rep asked me about them, and he said they would take care of it. I haven't had a problem thus far. The guy that they sent out for the icemaker was super professional. His name was Philip. He called on the way, fixed the ice maker pretty quickly, and then helped me with one other thing. He had filters for the fridge on his truck, and I needed them. The first time Blue Ridge came, the gentleman changed the washer from the faucet in the master bedroom. He also changed the flap and one of the inside mechanisms from the toilet. He was well-behaved and the attitude was positive. That night, I noticed when I came back from work that it sounded like someone was taking a shower. I was ignoring it because I thought it was my wife. But when I went upstairs, she was still sound asleep and it was that the toilet was running. I also noticed that the faucet had small drips still. So that's when I called and I made the claim again to let them know.
They came over for the faucet, the second time. The gentleman told my wife that it was not the washer and that the cartridge from the Moen faucet needed to be replaced. He said that he was gonna take a picture of it, he was gonna send it to me through text, and that I was to get with Moen in order to get it for free, the cartridge. I never received the text. I called to make the claim, just wanting to know what's going on. I tried to call Blue Ridge directly. They answered and I was talking to them and they just hung up. I called again and they were saying that they couldn't hear me and they hung up again. My wife called and no one answered. It’s my first time experience with AHS and I would think that this would be taken care of appropriately.

I got underneath my cabinet and there was water everywhere. I called American Home Shield and I told them that my disposal was leaking and the rep said that it might be a plumbing issue too. So, they put both of them in but I only paid one service call. Tom with The Lindsay Company called 30 minutes before he was there and he came and fixed the issue with the disposal. I had The Lindsay Company twice and aside from this, they helped with my hot water heater that went out and I had absolutely no problems with them. They were phenomenal.
The experience in submitting a claim to AHS is normally good and the only time I’ve ever had an issue with another plumber was when they assigned me a company and I didn’t like that company. AHS automatically assigns vendors and it is like pulling teeth to change it. So, if you know an approved vendor that you want, AHS should give you the opportunity to say who you want and be able to say that you’ve had them once and not to send them back.
I had a double sink in a bathroom upstairs and the house was built in such a way that the right wire wasn’t put in the wall. AHS sent out a plumber and he told me that I needed to remove the mirror myself and he would cut a hole into my sheet rock behind the mirror. He said he would try to find if that gave him correct access. Then, they wouldn’t repair my wall and I could just put my mirror up and it would cover the hole, which I’m not okay with, so I told him to take a hike and didn't use them. Then, when I was getting one of my rooms repainted, the guy who was sent by AHS had a buddy from the plumbing that was close in the area, and he came over and told me that it would be 50 bucks for him to get the part and resolve it. So, that was kinda questionable. The plumber that AHS sent out was lazy and was trying to give me a very horrible solution versus doing what would've been better for me.
The contractors who did well called ahead of time and they were very conscientious of it, which I appreciate because a four-hour window is really hard unless you’re not doing anything that day. They evaluated the problem and they explained it to me as well as what the warranty would cover and what I could do. Then, they explained that I could upgrade what the warranty would not cover and told me the pros and cons. They gave me my options and let me make a decision. They didn’t just do only what the warranty company covered. I also appreciate that I’m getting my money’s worth with what I’m paying to the home warranty. I could clearly see my savings and the value of the home warranty for me.

We had American Home Shield's contractor come out because of a pipe that was not connected and we didn’t know. We had already been living in the house for two weeks, and all of the kitchen sink and the laundry water was dumping out in the crawlspace. I had washed four loads of clothes the day before and all that crap was going underneath my house and I just bought it. So I was pissed. I don’t know how it passed the inspection.
American Home Shield had it down as a drainage stoppage at first, and I had to call and fix it. They didn’t really have the option online for me to say it was an actual leak. Their contractor came and fixed it, and then everything’s perfectly fine. It was unfortunate but I’m glad it’s now fixed. And I appreciate American Home Shield's punctuality in getting the job done.

The contractor that American Home Shield sent out fixed my toilet but there was an additional problem with it that they haven’t fixed yet. They were supposed to do a rough patch to my kitchen because they made a hole through my kitchen and nobody has gotten in touch with me to do that. The toilet flooded about three weeks ago, but I was able to turn the water off in time. But I wasn’t home when it first flooded. My daughter called me and I had to hurry to get home. By the time I got home, the water came through my kitchen. So, I called American Home Shield and told them this, and they said that it was covered, but nobody has reached out to me yet. I’m a little annoyed with it, especially with all the money that I’ve been paying every month for this service.
When I made my claim, I told the representative, and he then told me to turn the water off. I got the water turned off, but I had another situation with my washing machine. I’m a single parent, so I can’t afford to take two different days off. I tried to schedule both visits on the same day, which was a week ago and they came last Wednesday. I told the plumber that it got flooded here and that it came down on my kitchen. I showed him a hole in my kitchen, which went all through my lights. Apparently, the contract that I got covers all of that, and I called American Home Shield and asked them about that, and what I got back from them was, “We’re waiting for the submittal from the plumber.” Which I don’t understand that because he was there Wednesday. I just need that ceiling and my light fixed, especially if I’m paying for the service.
I haven’t heard from anyone about the kitchen. About the washing machine, they told me they’d be giving me a new washing machine, but they did say it takes five business days for them to reach out to me. I already got approved on Friday, so I’m not gonna really worry too much about it until this Friday. If I don’t hear from them this Friday, then I’m gonna make a phone call. Nevertheless, both contractors that came out were good. I thoroughly appreciated both of them. The first one was really cool, he fixed my problem really quick. The second one was very knowledgeable about my washing machine. He said that there’s so many things that was wrong with it and that it was unrepairable, and he recommend a brand new one. So, I was happy about that. But AHS has not finished my claim yet and I’m not happy about nobody reaching back out to me for my kitchen.
In the three years that I’ve had American Home Shield, I only used them four times. Some experiences were very, very bad. I had one situation that they sent a air conditioning guy to my house to fix my unit, and he forgot or neglected to put a certain cap on one of my hoses, and it completely flooded up my basement. I had a outside contractor that come out, I asked, “Why did I get this flooded?” He said, “Oh, the guy who came to work for the thing didn’t the cover this hole.” And American Home Shield said they assume no responsibility for it. So, I was pissed off about that.
I also had another guy come out a year later for the same problem, for my air conditioner, and he was supposed to do something and the water shot up into the air and flooded out my laundry room. And again, American Home Shield assumed no responsibility for it, which I don’t understand. From what they were telling me, all they could do is get the contractors over there, it’s the contractor’s business, not theirs. And I don’t understand that.

I made a claim with American Home Shield and they had contracted Sears to come out. Sears waited two days then contacted me via text, not even a phone call, and said they won't be out until November 6th, which was 13 days later. My fridge did not work. I did not need to wait 13 more days on top of the 2 I already waited. I called American Home Shield and expressed my concern.
I’ve never had a home warranty, I’ve never used it, and I didn’t know the process. The rep jumped on it and said he would find someone else. You could just tell it was a priority. He tried really hard. It was a time-sensitive situation. He said he would put me on hold for a couple of minutes then he came back. When he said he was going to have to call around and that he would call me back in 30 minutes to an hour, he did. He was good. I just wish his English was better. I struggled with trying to understand him. I’m from Arkansas and maybe that’s the problem, but I’m pretty sure he was not in America.
The rep found Somebody Appliance. Wes was the owner of the company and he communicated with me. It was a spur of the moment for him. He called and said AHS got in touch with him. It was very late in the evening and he was on his way for an installation. It was gonna be his last call but if it was all right with me, he could stop by on his way back. It would be a little bit later than normal, though. I agreed and told him to come because my fridge wasn't working.
He called me a couple of times since then to say he was on his way. It was maybe 6:30 in the evening when he got there. He did whatever he did and he was great. He stayed in contact with me throughout the whole process. He was excellent. As or Sears, I have not spoken a word to an individual from there to this day. They just sent a text message. I'm not really pleased with that.

If I did have an issue, I would call them and they would usually take care of it. The one who came for the air conditioning was knowledgeable. But for the plumber, he tried to tell I had no issue but I said I had an issue. Even if I didn’t know what I was talking about, I didn’t like being talked to like they think I’m a woman. I’m a Realtor for 35 years and I know more than the average woman or man. They put a thing up against the wall and then they said it was a pipe that wasn’t tied down. American Home Shield's service is better now ‘cause it used to not be so good. Back then they took forever, but now their customer service is getting better. There was a leak in my water heater recently and I spoke with a representative, and they were very helpful in trying to get someone really fast. The contractor came out really quick and he was great. They called the other company for me, Drylux, because there was damage. The plumbers just fixed everything, and then there was water damage so they had to call someone else.

I've had American Home Shield since we bought this house about seven months ago. AHS came with a glowing review from a very close friend so we chose them. We've had three claims with AHS. One was AC, which we had a great experience. Cote's Mechanical came out and fixed a weak breaker that we had. If I had known what the situation was, I wouldn't have called. But the other two are of very deep concern.
We had a leak in the upstairs bathroom that was from the toilet and it was leaking down into the downstairs ceiling. So, we called AHS. They got a hold of a plumber. In the same claim, I had also noticed that on one of our hot water heaters, we could not get the pilot light to light and generally, those are what they call an igniter pilot sensor that keeps the pilot hot. I self-diagnosed that and knew what the problem was. The leak was minor. It needed a wax ring and it should have been an up and down type thing, which is 150 bucks, just normal service call for something like that. When the guy came out, he wrote up a whole list of stuff and he turned it in to AHS, and it was huge. He turned in a request for $750 and AH denied it.
I paid for $75 for him to come out. So, he has most of the claims denied and they approved him to do a wax ring replacement. I got really upset about the situation. I called AHS and told them it was crazy. I called another plumber out here on my own, had it fixed and it was 156 bucks. Plus, the service call wound up being 190. I said, "You denied the claim because he sent in an erroneous cost." And he did the same thing on the hot water heater. He said that the vent pipe was not installed correctly and it was gonna take $220 to fix that, plus it needed a new burner in the hot water heater and AHS denied that claim as well without even talking to me. So, I had to get both pieces fixed.
I called AHS because at the same time, we had another claim in on a ceiling fan. The ceiling fan is approximately 10-1/2, 11 feet in the air so we had a long discussion about that. My wife told me, "We've got this fan that needs a new receiver unit installed in it because it's remote controlled. We have the receiver unit, so you don't need to order that, but we needed someone to install it." AHS called out an electrician. The guy came out, got his $75, and then turned in the claim and said, "I have to come back because my ladder is not tall enough." And he didn't come back the next day. Their office called back and said, "It's gonna be next week before we can get him out there with the proper ladder, which was a 10-foot ladder." I said, "Okay." And then, we got a bill from AHS saying the claim has been denied.
Again, we paid our $75 and the claim has been denied. The reason it was denied was because the contractor was claiming they were gonna have to put scaffolding up to get up there to the ceiling fan that they had already agreed that they could reach with a 10-foot ladder. They told AHS that but AHS did the denial. So, I'm out $150 on those claims and nothing happened. The one that just took place last week was when AHS told us that there will be someone from their arbitration committee get in touch with us. I said, "Okay. When would that happen?" I was told, "It should be today." That never happened. And so, our experience has been nightmare! But their reps have been very nice and with great response.

Over the years, I've been very satisfied with the American Home Shield technicians or servicemen. They came and did exactly what's requested of them, they didn't take a long time, and they came on time. There was just one where AHS sent someone that I didn't particularly care for. They came trying to push another agenda. The minute they walked in the door, they started telling me they would not pay for this and I had to pay for the one on the outside. And the basic thing for a service contract is that you pay a service fee and everything is covered. I called AHS back and said not to send this company back anymore because I didn't like the way they were talking. They sent someone else and it was fine. Then I file claims online as it's so hard to get them on the phone. I have to wait 40 minutes every time I called. But when I wasn't satisfied, I was determined I was gonna talk to somebody, so I just waited. Overall, I would recommend them.

We recently had a leak in the master bathroom ceiling, and it was coming from the second floor restroom. Submitting the claim for it was pretty easy, though I couldn’t get a direct number to call American Home Shield. I didn’t get a contract number from my real estate person, so I had to get a contract number from my agent that helped me get the house to go ahead and process the claim. It took a couple of days more before I was able to finally make a claim, but the lady that took my information was really nice. I had two guys from IGD Plumbing go out and they were very nice as well. I just haven’t had the chance to give them a call. I need to contact them about the piece of sheetrock in the ceiling as I don’t know if they send someone else to fix that. Because of the water that was leaking, there’s a line where you can see where the water was on my ceiling in the restroom.

I went on to the website of American Home Shield because my washing machine sounds like a jet engine when it runs. There wasn’t a selection there for that that says sounds like a jet engine, so I put other. Then, my service request went through to Star Services as a contractor. They called me right away and scheduled with me. The first day, we had some trouble because I live in a gated community and you have to have a driver’s license or picture ID on you when you come to the gate. Their guy didn’t have that and he had lost it. So, he called and told me the problem, and they immediately sent another guy the next day.
The guy that came the next day was good. He looked at my washer and told me that we have to wait for the bearing that is rusting and going bad inside the washer to go bad before it will be fixable. He said that the jet engine sound is being caused by that bearing going bad, but there's no way to tell when it will physically stop working. So, they were not able to fix my problem. He also told me that the parts to pay outright would cost a couple of hundred dollars and another couple of hundred dollars for the labor. So, I just decided to live with it for now and wait it out. Other than that, my experience with AHS was pretty good.

There was something with the refrigerator that needed to be replaced. I did the claims process on the app or website and it was easy. Cleto Appliance came out. Then they submitted everything to American Home Shield. Cleto called me when they got the parts in. There was a little part on the door that they fixed. The contractor had to come out twice, once to look at the problem and once to repair it. He was very professional. Everything was good. But they should maybe be a little flexible with their schedules ‘cause they would only be in our area in the mornings. We travel during the day so we weren’t able to get in until the afternoon. But the first time they came out, they came in the afternoon. Fortunately, the second time, it was our off and they were able to service us in that day.

The contractors came out the first time within a couple of days, and they didn't have one of the parts that I needed. They had to order it, so they put a part on there that was to get me by so I could at least use the dryer. When the part came in, they came and put the right one on. Then, I was still having problems so I had to call them for a recall. They came back out and took care of that. Apparently, I had multiple issues that went on all at one time and it was causing the dryer to not function properly. So, they have actually been out three times with the dryer but they’ve been communicating great. Now, things have been going much better since the repair and I can dry my clothes.

My microwave kept running and its control panel fried up. I can’t always get a hold of a person when I call so I submitted the claim for it through AHS online and it was fast. Jones Family Appliance Repair was the assigned contractor and the tech was very nice. He kept calling me through the day and in the evening, and actually told me where he was and where I was on the list. And when I was the last one on the list, he told me he was on his way, but his job that he was at, took a little bit longer than what was expected, but I told him, “No problem.” I didn’t have any other plans and I was there. Then he showed up in clean clothes and walked in. He was very polite and professional.
He tried and plugged the microwave back, and then he took the control panel off and did some tests on it. He said, “It’s the panel.” He said he’ll have to try to see if he can find a part for it, but they can’t find a part because it’s that old. He found out that it was made in 2010, which is funny ‘cause I just got that thing, and it was about 2015 when they put it in. So now, while the tech did a great job, I’m having a problem trying to get the microwave replaced. The measurements were taken, but it’s really tight, and they said that’s the standard microwave. It’s been almost two weeks since the microwave fried up so I gotta call Home Shield back and get the one that they sent me ordered.

The last vendor who came in wasn’t a licensed electrician. He was working under the license of another guy, the owner. He put in the wrong parts on my GE microwave over the top gas stove. I thought they were genuine parts, but they were some cheap parts. One of them has melted. The appliance went out again in six months. And then the GE guy came and looked at the parts. He showed me the parts and I came to know the parts were wrong parts. They were just the parts that you make the thing work for a while. It was good that, he said, the one didn’t blow up. That contractor from GE Appliance was very good. He had a license. He had the right tools and right genuine GE Appliance parts.
AHS should check these people and make sure that they are licensed, and whoever is coming out are qualified to do the work. This is a microwave. It has a big heating capacity and it can explode and cause a fire. But overall to deal with AHS is very good. They’re really nice people. I have a double-drawer Fisher & Paykel dishwasher and the dishwasher wasn’t filling properly. It would wash and then it would leak water in it, at both the top and bottom, no matter which one I ran. Wright Appliance Service & Repair, contracted by AHS, changed the rotors which they thought that would fix it. It seemed like it lasted two weeks. We were on vacation. We came back and it was doing the same thing.
I called back, and the technician came and checked it out. He said he believed that the drain hose was clogged somehow. On the sink, there was an air gap. Normally, the dishwasher goes through that, then it goes into the disposal. He said his experience was that that sometimes caused problems. He then reconnected it directly back to the disposal instead of to the air gap, and that solved the problem. He got the parts that he needed to go ahead and correct the problem. And it’s one of the hoses he replaced, plus an adaptor. Now, it’s working great. It hasn’t leaked at all in a long time. He said he’s had the same experience at his home. We appreciate the service.

I submitted a claim for my tankless water heater to American Home Shield and they sent Axiom Plumbing. Back then, the water heater had a bit of heat coming out of it. The contractor kept saying that American Home Shield wanted them to go fix stuff but they're not gonna fix my heater. It needs to be replaced. I shouldn't have to keep calling them because they say what they said and it's up to American Home Shield to go ahead and give them the green light to do the job. Axiom never came out and AHS' customer service is horrible.
It's been over five months since I've been trying to get American Home Shield to fix my issue, and they've been neglecting their responsibilities. They have different people answering the phone, but everybody answering the phone has a three-letter name and nobody is taking care of the issue. Also, there's always somebody of an Asian descent that you could barely understand. They're noisy, laughing and clowning. I kept calling American Home Shield, tell them what the situation is, and they hung up on me. I've been held on the phone 25 minutes at a time.
AHS keeps saying they're going to send somebody out. They then tried to use a contractor that wasn't certified to do the job and give them some reason why they can't do it. It's ridiculous that I spend money every month, pay for a service and for somebody to come out and five months later, I'm still without a hot water heater. I've had another experience with another company. They made a mistake and did a poor job not taking care of something one time, but they did try to make it right. American Home Shield hasn't reached out to me, hasn't tried to make anything right. They didn't value me as a customer. If they don't do anything, I will be looking forward to go and find me another company. I'm in business, and I have so many people I've actually turned on to AHS. I feel like as a valued customer and as person that has been working on their behalf for free, I feel like I deserve a hell of a lot more than that.

D&D was the first contractor sent out for my electrical issue. Their rep said he fixed it yet nothing was fixed. He sent a report that the circuit was overloaded and it was gonna cost $4,200 but none of that was true. When I came out, he had to come back, just talking my head off trying to ring for stuff up and trying to upgrade everything. I was like, “What are you, crazy? It’s just my plug is loose. It’s a loose wire, " which even he had admitted. So, I called American Home Shield and they sent DMZ Property Services as a second opinion. Their rep was fantastic and professional. He traced to see where the plug was grounded. Evidently, there were some issues with some other plugs. He fixed them and made sure they're safe with no any kind of risk involved. But I hope American Home Shield takes the first person that was sent out and either talk to him or send him a letter saying he didn’t do the work.

I've been with American Home Shield since the end of February of this year. I bought a place and my Realtor purchased the policy for the first year. So far, I've had excellent experience with the contractors that they've sent out. I was impressed with their professionalism, being on time, how they fixed the issue quickly, and they had the parts with them. They just did the job. With the plumbing issue I had, I submitted a claim online. That process is good, but if you have questions, it’s difficult to talk to somebody.
Also, before you can find an appointment time, you have to commit to paying the $75 service fee, which is a little hard because it’s a seasonal place. Sometimes I’m only here for short amount of time. If I can’t get an appointment, you have to take a chance. You have to make the service call and then check to see if you can get an appointment. So, it would be nice if you can’t get the appointment to be able to cancel the service fee. Furthermore, when I had questions about the service fee, I had a very hard time getting somebody on the phone to ask the question. Once I did, they were very helpful, but it took me a while to navigate the automated menu in the options. Nonetheless, I’m getting American Home Shield for my home.

So, maybe AHS can have some better description. There were so many options. There was a heater, there was a gas one and maybe there can be pictures next to the thing.
A tech from BMB Plumbing came out and said we need a new heater. It was to the max, and it was not working. I paid the $75, and then, it said, “Pending.” So, I’m waiting and waiting. I’m like "Isn’t someone supposed to call me?” So I checked the website, and it said, “Contact the vendor.” Aren’t they supposed to be doing that? So, now I know that I gotta contact the vendor. The vendor was very simple, professional and was in and out. He knew what he was doing and was clean. He had a nice and clean work van. He didn't come sloppy. Give AHS a shot because it’s well-worth the investment.

The issue started again and AHS is saying we need to pay another service fee for a problem that was not fixed. The second issue is a leaking kitchen sink and bathroom shower. Pipedown Services out of Dallas was dispatched. They couldn't get the shower handle off and didn't have parts to repair sink. They said they would order a comparable sink and come back to fix both.
A month and a half later they showed back up with a sink that didn't match. My wife was able to find a comparable sink in five minutes on Google. When she asked them what they were going to do about the shower they said they weren't going to do anything. AHS offered us $250 for each issue to resolve ourselves. This is unacceptable. It will cost more in supplies to fix the issues. AHS consistently uses subcontractors that aren't able or willing to fix problems. This is why we pay for coverage; to fix issues. I'm not the professional. AHS and the subcontractors they use SHOULD be. If not then what are we paying for? FRAUD!!!!! MISREPRESENTING SERVICES!!!
Good Morning Cyrus,

I signed up with AHS about 6 months ago. I have a free standing ice maker (small and sits in kitchen). The ice maker quit making ice so I thought no problem, I have a home warranty (that specifically states "free-standing ice makers" are covered). Well a tech comes out and deems it's technically a commercial unit and he can't touch it (literally does not even look at it). AHS already removed $100 service fee from my account so I had to call 4 times to get someone to acknowledge that this repair order is not complete. AHS finally had another tech come out and diagnose it.
I get a call a week later stating that they know what the problem is, however, they don't cover commercial units. How is a customer of AHS supposed to know what a commercial ice maker is vs a residential ice maker? After researching, I found out that nearly all free-standing ice makers are commercial. Why would AHS advertise that they cover free-standing ice makers? They took my $100 and denied my claim. I have heard that home warranty companies are a rip off, now I can verify first hand.
Hi Mike,

My central air conditioning went out in my home so I submitted a claim to AHS. The contractors that AHS sent were very professional and punctual. But overall, I think not reading the small print kinda impacted me ‘cause the representative led me to believe that all I had to pay was my $100 deductible and everything would be covered. But then once HVAC came out, they were like they don’t cover everything. And so, I had to get a loan on my house ‘cause I had to come up with money and that was very unexpected. So, that part, I was not pleased with. Just like when I wanted to have my pool equipment, they were, “Oh, yeah." And the light went out of my pool. Come to find out, they don’t cover anything underground, only above ground. There were a lot of misconceptions and the representative at that time should verbally let us know that. But as far as they do handle things in a timely manner, that part was great.
Good morning Patricia,

There was a wiring and something else that was loose in our AC. AHS sent Bellair Heating and Air but they didn’t wanna fix it. They claimed that there was hole in the roof and that was what caused the issue. And then, AHS sent out Texas Best Heating & Air and they fixed it. That claim went perfectly. I asked if there was a hole in the roof and they said no. And I didn’t think so too because I have a new roof and it hadn’t even been a year old. Bellair Heating and Air just didn’t wanna do it. AHS should not be using them. But with Texas Best Heating & Air, I had amazing interactions with them. I have multiple properties that I would want to have them come to each time.

Advanced Heating was fantastic. Everything went great with my claim. My main boiler line was vibrating. As it turned out, the regulator failed so the pressure was dropping. The pressure has dropped in the lines where it’s vibrating crazily. The guy who came out was really great. He diagnosed it right away. He put it back and tighten up all the straps that the line had caused to break loose a little bit. I hired him on my own to come back and work another problem for me. Advanced Heating is highly recommended. From now on, I’ll ask AHS for them.

A renter at the rental place called because the lock was not working and I called American Home Shield. We got fast service and the contractor was there within a couple of days but my rental lady told me that they charged her 60 bucks. So, I told her to give me a copy of the bill and she said that she didn't ask them. The contractor should issue one when they're doing a job and what they're charging you for parts. I also have to pay for the lock. The tenant also had a sink problem in the past and it took too long as well as my fridge problem. They put a new one in but I want the service right. If you want something, the contractor should come right away and professional people should do right. I'm paying for insurance $500 per year then a visiting charge of $75. It's a lot of money.
I had a big issue with the plumbing on my apartment and I was unhappy. The water was not coming from the faucet and the contractor came a couple of times. They changed the pipes and then, they said it wasn’t working. They’re playing a game with us and we pay each time they visit. They finally put a new faucet but it’s still not working. It was a cheap one and I called the company. They said it was their budget and they had to put that kind. That wasn’t the right thing so I felt uncomfortable. My contract would be expiring and I don’t want to renew with AHS because when I called a couple of times, the guy who came to service was unprofessional.

I had water coming out of the furnace of my HVAC unit and it was flooding under my wooden floors and I didn’t like that. I wanted it fixed right away. I called in to American Home Shield, and the first people that they suggested couldn’t get to me for three weeks. And I said to them, “Water is under my floor. I don’t wanna lose my floor, so I need someone sooner.” So I asked them to suggest another company, which they did. I was pleased that they did, because the contractors were excellent. They were right on time, professional and very courteous. I really was pleased. The coils on the air-conditioning were very dirty so the water couldn't go in the right channel. It was going into the pan at the very bottom and overflowed to the floor, and they cleaned them.
But I was without air-conditioning for a couple of days. I have a small puppy, and he and I were uncomfortable. But that’s okay. It wasn’t that bad. I just wish that American Home could get the contractor out sooner. But I’m sure that they have so many people that’s why they can’t get out sooner. I called on a Friday, and I didn’t get anybody out ‘til Wednesday. But I’m very happy with AHS. I like them. They’re wonderful. I would rather have them than anybody else, so far. They do their job, are professional and know what they’re talking about.

We had a plumbing issue. American Home Shield sent someone and I was unhappy with him. The person sucked, and he was like a scam artist, and took advantage of my wife. They came out and they said, “Oh, we have to charge you for taking off this grate to see what’s wrong with it. That’s not included in the $75.” And my wife said, “Okay, sure.” It took them like 15 minutes. They charge her $300 on top of that. And then they tried to give her a quote and said, “Oh, you need to fix this, and this.” It was like a $7,000 quote. They were a total rip-off. AHS should never use them again. They were a bunch of rip-off artists. We never told AHS about it, but I would highly recommend AHS dropping them.
Some of the people that AHS sent have been good though. As far as submitting claims, we had a problem with them before, but it’s gone a lot better. We just submit the file or do it online. My wife submitted a claim online, and they just called us and set the appointment. They keep calling me though. I always tell them to call her. I've been with American Home Shield for 10 years, but I got thrown out for like a year because I had some big claim. I’m not as happy as I used to be. They’ve set limits on fixing items and a lot of their vendors stink. They’ve had some horrible vendors. The guys who fixed my washing machine left me without a washing machine for two months. Then, they broke it when they fixed it and had to order another piece, so I had to wait two more weeks. And then, he left and didn’t turn the gas on, and I had to call O&R. It was horrible.

Usually, when I call in, the vendor will typically not come out in a timely fashion or on a weekend. This summer, when it was 105 degrees, I couldn’t get an AC guy out here for days. Then they came out, saw what was wrong and had to order the part. That part had to be okayed by American Home Shield. And then, whether they shipped the part or the vendor acquired it, we had gone another week. The ability not to have typical quicker service is the biggest negative that’s turning me off.
What really bothered me this summer was on the AC repair. I have a Trane high-efficiency unit that was very expensive. Between American Home Shield and the vendor, they allowed the part that was shipped to be a non-manufacturer's part. Therefore, the part they put in was much cheaper and it wasn’t efficient anymore. It voided the efficiency of the unit. It cost more and it was louder than hell when I had a complete quiet system. They fought me on that. I told them I thought they were gonna fix this to the specs but then they were deviating from the actual specs of the unit, and I had a real problem with that. They said that was the way it was and they had that right.
They got a bigger problem because what they were doing was they would not fix the unit in accordance with new guidelines that were coming out. The type of coolant that is being used in the older systems will be disallowed this next year, 2020 so if there's going to be a repair done, they’re gonna have to put in a new whole system and that’s gonna be expensive. I don’t know how they're gonna respond to that. That’s what worries me.
For two years I've been with AHS, the biggest problem is I pay the $75 upfront but then they start billing me after the work is completed for the same 75 I've already paid. That happens time after time and I have to write I've already paid and I still keep getting the notices. And so, I'll call in and they say I don't worry about the notices and that they see that I've already paid. It's a pain in the neck.
I think American Home Shield tried to do the best they could though. Our heating system quit working so we had to have a new control board so that we could have heat again, and that’s gas heat. The contractor that came out this time was much better than the previous ones. They had an opening in their schedule, so they were able to come on Saturday, which was wonderful. The contractor was very knowledgeable and it was a much better company that AHS had a deal with. I would highly recommend this contractor. Everything is going fine now. The previous ones who came sometimes didn’t have any experience in trying to fix the items and they didn’t know what to do. We’d have to call another contractor. This happened with our refrigerator claim.

Climate Masters came out for our HTG. Everything went well. The motor of the burner wasn't working and they checked it and said that it needed to be replaced. So they replaced that one with a new one and it's working now. In the beginning, there were some issues in reporting the problem to AHS to get their approval. The claim stayed with no progress for a couple of days just because the tech didn't send AHS the explanation about the diagnosis. Also, I wasn't sure why he didn't get the approval when he was in my house, so he can’t fix it. I stayed without a heating system for maybe four days. And then I have to call many times. But I was able to expedite that through American Home Shield.
American Home Shield was recommended by my real estate agent. My interactions with them depends on the representative who picks my call. Some are really helpful and others are not. My son ended up coming here from Maryland so he could be here when they came out, and they said it was a contact switch. And as soon as the other guy looked at it, he automatically said that was what it was. He didn’t have to say there was nothing wrong.
American Home Shield increased my payment. They did not notify me until it was time for them to do it, and it went up almost a $100. And when I called and asked about it, they said, “Oh, when you came in, it was a special.” They didn’t tell me that, and after the first year, it goes up. I was at $59, and then it went up to 79.99 a month. And that’s when I dropped it. They’re overprice than other companies. I called ConsumerAffairs and they gave me a list of other companies, and I went with another company and there was almost a $30 difference in the monthly fee.

In Campbellsville, as far as the refrigerator, washer, and dryer, it's good. But if my air conditioner messed up, American Home Shield can't even get me an appointment for that. They don't have a whole lot of in-service people that can come out. For refrigerator, plumbing, or that type of stuff, American Home Shield has to give you an authorization because they just don't have the person to service this area where I live in. The housing for the water filter on my refrigerator broke. I went to the AHS website to put in a claim and everything seemed to go very well. The process was good and simple. The techs came out, quickly looked at the issue, got a replacement part and replaced it. They were very helpful and thoughtful. It was a good experience.

When I first purchased my home about nine years ago, and I remembered someone suggested American Home Shield to me back then. I figured that I've had my house a while now, it's maybe time for me to look for another place. I remembered their name in my head, and so I went with them. I've been with AHS for a year and a half. I do everything online because it is easier, I can do it while I'm on the go. I just go on the website, submit the claim, tell them what I want and what the problem is, and everything is done immediately. And then, I can go on with my day. And then, I get a call within a day letting me know when everything is gonna be taken care of or when someone is gonna be coming out.
The contractors have been nice and friendly. I haven’t had any problem or concern with them. They tell me when their estimated arrival is and they come at that time, and they're professional and friendly. They give me a little bit of insight like, “Maybe this is what's causing this,” and it's maybe something they can fix. And so far, everything they said has been accurate.

It would be nice though if the contractors could get out a little bit more quickly and respond quickly. ‘Cause sometimes we wait a few days, like three or four days, sometimes five. But so far, the service at American Home Shield has been okay.

American Home Shield has been very good. They were very accommodating in not asking me to plop down a bunch of money upfront. Also, they bill me monthly and so far, that has worked out fine. One time, I submitted a claim when a switch got turned off and I had no idea how. Dave came out and I was very happy with the service and the response time.

My LG refrigerator stopped working so I contacted American Home Shield to get service ‘cause I have a warranty with them. I filed the claim through their website and it was very straightforward. I got an email from them within a couple of hours saying that they had assigned Austin Appliance to come out and take a look at it, and that they would be out within 24 hours.
The service I got from Austin Appliance was good, but he couldn’t complete the service. He had to go back to American Home Shield to tell them that he didn’t do compressor work, which is what the problem was with the refrigerator. So, he was there at my house for about five minutes then he said, “Yeah, I can't fix this. I'm gonna go back to American Home Shield and they're gonna assign you another technician.” It was a very sordid story.
Within two days, the second technician from Suffolk Appliance came out to look at the refrigerator, and this part of the process was very smooth. He said, “Yeah, the compressor is out. We need to go back to American Home Shield to get authorization to proceed with the compressor.” And because the compressor was under warranty with LG, they said that LG would have to provide the compressor, but the labor wasn’t covered. Then when he left the house, he told me, “I am gonna recommend to American Home Shield that you get your refrigerator replaced because the cost of doing the compressor work is about equal to the cost of the seven-year old refrigerator.”
I then heard nothing back for about a week ‘til I contacted American Home Shield and asked them what was going on. They said that Suffolk Appliance recommended that LG do the work. I asked them if they were gonna do the work but they said that I would have to contact LG. So, I contacted LG and LG said that the compressor is covered but the labor is not. I asked if I had to pay for it or if I could have my warranty pay for it, and they said that I had to contact American Home Shield.
I contacted American Home Shield and they said that they would cover the labor and to have LG send them an authorization letter to do the labor. I called LG back and LG said something mind-boggling, “Okay, you have to provide us with the name of the technician, their mailing address, their phone number, their email address, and the name of the technician that’s gonna do the work so that we can send a letter, paper letter, to the service provider to have them do the work.”
I had been going back and forth between American Home Shield and LG for the last couple of three days trying to find out who the service provider is that will do the work. I just got that information this morning but I now have to contact the service provider to ask them to give me their mailing address, etcetera, so that I can provide that to LG. And they were supposed to call me back this afternoon. So, three weeks down the road, I still don’t have a fixed refrigerator.

I've had difficulty submitting a claim with American Home Shield. When I call in, their call center is in the Philippines, and I have a very difficult time understanding the people and getting called back from them. They refuse to escalate, and I cannot get to an American call center. To get anywhere with a regular customer service people is impossible and even when I get to the customer service people, it's still ridiculous. I called the local sales rep who then escalated everything and got to an American person, and then everything went smoothly from there.
My air conditioning was leaking through the ceiling through a light fixture. California Cooling was the fifth company that came out because we couldn't seem to get any of the companies to follow up. They looked at it and told me what was wrong with it, and then they couldn't get anybody to come back and do the repair. This has been going on for six months. Other than the air conditioning and the people not coming back, for the most part, the contractors sent by AHS and the repairs have been good. The appliances have been replaced, so everything else has really gone well.

As an investment company, we buy and sell real estate property throughout the US. My realtor at one of our properties noticed that there was an issue with the AC on the outside. The realtor told me to call AHS' customer service number to set up an appointment and it was $75. The reps dealt with my claim well and they sent Indoor Comfort Experts to do service. The tech from Indoor Comfort who was sent was a very nice employee worked on the AC as well as some issue in the attic.
The rep whom I spoke with on the phone was nice enough to inform me that there are certain loopholes where AHS can get out of paying for an entire repair. If the claimant is an elderly person and doesn't know any better, that person would feel like they got screwed. Still, if they're sharp individuals, such people should know how to call and explain what they want and what needs to get done. Also, if I don't put everything in one work order, I have to pay an additional fee per item. So, if AHS is asking me what's wrong with my electricity and I'm not an electrician, how can I answer that question? I'm in the business and I can't even talk electrical chitty-chat. So, I phrased my approach in a manner where I haven't gotten caught like that.

The seal on the refrigerator had come loose and it was kind of dangling. American Home Shield sent out Greenway, and their guy did a really easy fix. There's a slot that it fits into. My husband and I felt really stupid after he showed us that, because we could've done it. But the guy was very helpful and he fixed it. He said that if there was any more problem with it, he would come back and maybe put a new one on. But it really doesn't look like it needs a new one.
We had Greenway out several times, and there have been some issues with them as far as showing up when they said they were going to. One time, they said they were coming so I waited here all day, but they didn't show up. The technician called me and said that I wasn't even on his list. Another time, they called the former owners instead of us.
We moved in to a 22-year old house, and it had a lot of things wrong with it that we didn't know until we got in here in March. We've called American Home Shield several times for plumbing issues, and there have been times that I was really frustrated. For instance, when we had a leak in the master bathroom, there's a tub and there's the faucet, and their contractor couldn't decide what it was. They said they had to order a new part, but when they came out two weeks later, it was the wrong part. Another two weeks, they ordered another one. So it was about a month to five weeks.
The other thing that really annoyed me was when I went online to see the status of our job, and it showed it was resolved, when it wasn't. We called someone and spoke to just a secretary who really couldn't help us. She assured us that it was okay, and that it wasn't resolved, but it bothered me that it said resolved when it was not. But these last few times that I've called American Home Shield, they've come through and it has been okay.

So far, I'm pleased with American Home. Their claims process is very easy. It's very streamlined. The dryer wasn’t heating up recently and the gentleman that AHS sent out was great. He told me what I could do to prevent that from happening in the future, which was helpful. He showed me how to open up, like some kind of reservoir in my dryer, and to vacuum it out to keep the heating element from burning out. He did his work quickly and efficiently. It was a good experience, overall.
I've been with AHS for six years and so far, I've only had one not-so-good experience, but that has been some time ago. I had a leak in my bathtub and I knew that it was just the issue with the drain that needed to be resealed. And the plumber that AHS sent over was telling me that he had to tear up my wall to figure out what the problem is. I said, “No, you don’t have to do all that. This is what's wrong with that. I need you to do that.” He refused to do it. I called AHS about it and he called them too, and they sided with him because they said he was the expert in the matter. So, I went to Home Depot, fixed it myself, and then wrote complaint letters to both the plumbing company that they sent out and to AHS. The plumbing company reimbursed me my money, but I never heard back from American Home Shield. So, I was upset about that portion of it, but it was made right.

I had a pool heater failure so I went online to file a claim. As a person that's used to the AHS website, the website is much easier because most of the time, there's a communication problem between the attendant answering the phone and myself. So, by typing it, they don’t ask or try to understand, they don’t ask any extra questions, and then when they tell me my ticket is assigned, I usually call the service people and then tell them the manufacturer name of the part, so they know exactly what they're doing. An appointment was made with Tampa Bay Pool and Spa. We scheduled a time that was convenient to both of us. The gentleman who came out was exceptional, personable and knowledgeable. He repaired the pool heater. I ran it through its cycles and it works. The performance since his repairs was excellent.

AHS is the worst home warranty company. DO Not waste your money. We called in to report a claim on our aunt's Air Conditioning unit. The contractor they sent out Artic Air, was just as dishonest as the American Home Shield. Artic Air said that the charge would be $1630.00 but that the home warranty would not cover any of it. The person from Artic Air was rude on top of that. Called American Home Shield and was told that the contractor was wrong and that there was coverage in the amount of $775.00.
We were also told that there is a cash out in the policy and that we could have someone else fix it and get the covered amount ($775.00) back. We had a contractor fix the problem for $1325.00 and called American Home Shield back to find out how to proceed with the cash out. It has been a month and we are now getting the run around. We were handling this for our aunt who got sick and now has passed away. American Home Shield is now saying that the cash amount is $366.00 and not $775.00. All of this to say, do not waste your money on this dishonest company. They will not even return our phone calls now.

I am a new homeowner and a pipe burst in my house this morning. I was able to isolate the leak and I called a top-reviewed plumbing service and AHS within 10 minutes of each other. The plumbing service was able to see me almost immediately, and while on the phone with AHS I said that I had a technician en-route. The AHS rep then said that because I had called a plumber on my own, there was no way to work with AHS at that point. I asked if I could cancel the plumber and instead work through AHS but I was not given a clear response even though I asked the question multiple times. She kept saying "we have a process, sir, and you did not follow it".
I asked if I could get authorized to use my own plumber and she was again ambiguous and referenced a 4 hour wait time just to find out if I could be authorized. At that point (about 15 mins of talking in circles) the technician I had hired arrived and I had to leave the call to actually get some solution started. After I got the plumber oriented with the problem, I called AHS back, hoping that the customer service rep I talked to was just one bad apple. I talked to another rep for about 30 seconds at which point I was put on hold for 27 minutes at which point they dropped my call.
So, I called back. At this point, the techs I hired had found the leaking section and needed to cut away part of the wall to get to the pipe. I put their work on hold while I tried to figure things out with AHS. The new rep I talked to said my only option at this point was to pay AHS $75 and wait 4 hours, at which an "emergency technician" MAY be available, and if they weren't available at that point, THEN I could use the company that was currently fixing my issue. But if they were available, I would then have to wait for them to come out and evaluate the situation.
The AHS rep didn't seem to realize that the only reason I was in this situation is because (1) AHS could not initially answer my basic questions in a timely manner or afford me the option of canceling the plumber and moving on with them, and (2) kept me on a 27 minute hold (when there were definitely service reps available - every other time my calls were answered immediately, I think they legitimately forgot or didn't care about my call), which made my only viable option to be moving forward with the plumbers who were able to fix my emergent issue in a timely fashion.
To add more validation, the plumbers heard me on the phone and asked who my home warranty company was. When I told them it was American Home Shield, they both grimaced and told me that out of all the companies they dealt with, AHS was by far the worst. To be fair, if I had called AHS first, this whole situation would have probably been a lot simpler, but I highly doubt that my pipe would be fixed today. I am disappointed that they were unable to work with me with the situation I was in, given that I would follow their process better in the future. However, I was disgusted that they were unable to give me a clear path forward working WITHIN their process in time to actually cancel my service with the technician I had hired and work through them.
Absolutely terrible service, terrible communication, terrible customer service reps, and much lower quality of service and confidence in the job getting done in a timely manner trying to work through AHS as opposed to working through a plumbing service directly. I am hesitant to work through them at all in the future as they have proven incapable of communicating effectively, even for "emergency" situations. I am currently investigating if it is possible to cancel services with them and move to a different home warranty company. My recommendation would be to stay away, find a higher rated company, there are tons of them out there - a quick google search will show you that AHS is not the way to go.
Good afternoon Micah,
Your concerns are understood regarding the delay in service to have the leak repaired. I would be glad to speak with you and get the issue resolved.

I felt so confident my issue would be taken care of 'cause the AHS rep spoke about the fantastic coverage and customer service. I had a leak in my toilet and contacted AHS for the very first time and I had the worst customer service experience!! When the rep could not answer my concerns I would ask for a supervisor and they would say to hold then after waiting for about 15 minutes each time I would get disconnected. This happened to me several times. I finally after the fourth try I was connected to a supervisor and let her know my concern and she said she had to review my case and would call me within 48 hours and I never got a call back!!
I called and tried to get reimbursed because I paid for my toilet out of pocket and I requested my $75 deposit and have not received it!! But they certainly can contact me to pay for my monthly payment. I told the rep to give me my $75 back and I would sign up again. Never heard back either!! They ended up fixing the dryer and they replaced the washer. The refrigerator door wasn’t closing and it still did not close the way it should. There was leaking water. American Home Shield sent out another technician, Sears. They disregarded everything that Universal told them.
The contractor could have given me a better deal on the washer. I just had to take whatever they give me and I don’t think that’s right. The washer that I got has very bad reviews on it. I told the representatives about it but they said that’s the only one that they got that they offered me. If I wanna buy another one, I could and then give them the receipt, and then they’ll reimburse me $700. So, I’m like, “You got another on there, just get me another washer.” I didn’t like that part. My fridge died, and I called AHS immediately. Ten days later, I had spent more than $100 in ice to live out of coolers, and my fridge was still broken. By then, two separate contractors had come out and recommended replacement, but AHS insisted on more testing to diagnose the exact location of the leak. This would have taken an additional one to two weeks, which meant we would have been without a working fridge for weeks. I have two young children and no backup fridge -- this was out of the question for us.
I bought a new fridge, hoping AHS would reimburse me. They have not. When I call and ask for a manager, the rep tells me time and time again that a manager will call me back, but no one ever does. If I ask to stay on hold until a manager becomes available, I wait and wait, and eventually am told the manager will call me back. I have emailed the claims department twice, and have never received a response. AHS is a scam. I paid for the service for three years in the event that a major appliance -- like my fridge -- went out. Now that it has, it's clear to me that AHS will not stand by its promises.

I filed a claim to American Home Shield for an icemaker. A guy came out and he made four trips. And every time, we thought he had it fixed, but he didn’t. So, we were about a month without an icemaker. The first time, all he said we needed was a pump and a sensor, but he had to order the parts and he replaced them. An then he said, “Bad news. That didn’t fix it.” So, we had to order some parts for the coils. They did the coils and when they checked the Freon, it was gone. So, they had to make another trip to bring back some part and then they added the Freon.
And then, there was something in the front that sprung a leak. They had to order the parts again and came back out. They got that fixed and plugged, and pushed back the icemaker on a counter. Everything looked like it was working great. They left, and an hour after they left, I walked around the corner and there was no power to the icemaker. It had a dedicated circuit breaker and over a period of three days, I reset that for eight times but still no power. I called AHS back. This time, they sent out Maple Leaf and the guy who came out was very nice. He pulled the icemaker around and he started working with it. I showed him where the circuit breaker, etc. and somewhere in the process of him pulling the maker out and sliding it back in and moving it around, it got power. And the only thing that he can think of was maybe it wasn’t plugged in properly or there was a loose connection somewhere.
The guy took the time the very next day to call me back and check. But it’s working, it's making ice like a champ, and everything’s fine now. It took us about five weeks to get all that worked out. Maple Leaf was the final contractor and their tech fixed it in one trip although he was not 100% sure what he did. It might’ve been a loose connection there that it got fixed up when he moved it around. But it’s working now.
In all honesty, we had a drain problem and I didn’t call AHS first. I called the contractor out that had been recommended to me, and he said I’ve got to call AHS to check. We had put some meat down and we were not talking about a whole lot of meat. But for whatever reason, American Home Shield would not pay the cost of fixing that because we put meat down the garbage disposal. My response was, “If you can’t put meat down the garbage disposal, what is it good for?” The rep pulled out something and read, “Here’s your contract, paragraph 27, subparagraph C, subparagraph 2,” and said something about putting meat down the garbage disposal.
So, I ended up having to pay for that out of my pocket and that didn’t sit well with me. But they responded okay to the icemaker. The contractor they sent might not have been the best quality, but he was very pleasant, very nice. It just didn’t get fixed until Maple Leaf was here. I was disappointed with AHS, but this time, things worked out well.

Our dishwasher was backing up with water. My wife submitted a claim to AHS and AG Appliance Repair came out to do service. The tech was a good guy and he knew what he was doing. He was able to address the problem but what he did didn't fix it. We had to escalate it to a plumber but he at least pointed us on the right direction.
On another one of our claims, we were a bit miffed because one of the contractors didn't fix the problem but then AHS just closed out the file without informing us why. It took us a bit of time to communicate with them. Better communication on that portion of my experience would have been nicer. Still, everything has been good so far with Home Shield.
Hi Daniel,
I would like to thank you for sharing your experience to have the dishwasher repaired. I would be glad to speak with you and get the issue resolved.

I had a plumbing issue on a rental property. The tenant called and said that they had an odor in the house, which smelled like a wet odor. It must have been a leak that has been going on for a while that they didn't know about. He said they pulled the things out of the closet and the floor was damp. I told them to open the access door and see if something was leaking behind the bathtub. He said there was a leak there somewhere, but he didn't know where it was coming from. I put in a claim to American Home Shield that night, on a Sunday, and I said that it was causing secondary damage because the floor was damp. They assigned Greenway Home Services. When I called them the next day, they said, "We're scheduled to go out tomorrow." I said, "It's causing some damage to the house, so if you could, can you go out today?" They said that I'd have to call AHS, which I did and AHS responded, and they sent someone out that day.
Back in February, the tenant had a leaking spout on the bathtub and I had Faucet Doctors Plumbing go out, and the tech repaired that. What the Greenway tech found when he got there was the spout began to leak again. He said something about the drain being compromised so he had to replace the drain, something on the bottom of the tub. He explained to me that the water was coming from the spout in the bathtub. Even though the drain was leaking, the spout on the bathtub was still leaking. He said that I had to call AHS and put in another claim. He didn't wanna include that part in their claim.
I didn't understand if that was part of the problem that was being caused. But because the water was coming from that, then that should have been a part of the call too. There was a leak so there was something under the tub that was compromised that made the water go not in the drain, but on the ground, under the house. To me, all of that was part of the problem that needed to be corrected. I don't know if the tech fixed it, but when they ended up leaving the house, my tenant said that the spout wasn't leaking anymore
I can understand that when I call AHS, I have to give their contractors time to come out. But if it's an emergency, my tenant for example who has prostate cancer, if something happens in that house, I have to put that on the front burner and not delay it because he has home healthcare people come out. As long as AHS understand that when I'm in a situation like that, it has to be expedited, in terms of when the heat goes out or air goes out because it can't be a two or three-day thing with somebody like that. Other than that, I try to improvise like buy a heater until the contractors get here. My tenants have been in the houses for years, so they don't move. They know me in terms of what I'll do.
Overall, we were very satisfied with Greenway. They were really responsive. The tech guy talked to me on the phone about the problem, and then he called me and told me what was going on. Not that I understand everything because I'm not there, but I had an idea. And they were very receptive. The tech also took a supervisor out because they had to go back because he didn't have certain parts. And everything came together. I don't know why it stopped leaking all of a sudden. They did fix the tub part and I don't know what happened with the spout part. I'm very satisfied with AHS's service. On a lot of rental properties I had with them, they never gave me a problem with anything.

I'm selling my home, and the home inspector noted a problem. I called American Home Shield, but when the tech came out, there was no leakage. He brought his son, and they both looked at the issue. They were there for about five minutes, and they didn't find anything, and they left. But I'm pretty satisfied with American Home Shield. I haven't had any issues lately. Their automated system when filing a claim is pretty efficient.

It's easy to submit claims with Home Shield. You just shoot an email. The vent fan quit working on a microwave and Home Shield sent out Mr. Appliance of Surprise and fixed it. The tech also fixed a freezer and the ice cube maker from the freezer section, and also our stove. He was outstanding.

We've had American Home Shield going on 4 years and usually when I call, they could send someone out and they get the work done. Sometimes they might have to come back twice, but then the work is done.

There were two outlets that went bad. I filed this online and AHS' website was okay. After two days, R&R came. They were good and they fixed the problem. Things are fine now.

Something was wrong with my dryer and it wouldn’t warm up. I went online to put in a claim and I found the AHS site easy to use. Then the contractor came and fixed the dryer in under an hour.

I tried to turn my garbage disposal on, it just wouldn’t run. I filed a claim online and AHS did a good job with the website. I got a notice on the webpage. It told me it would be Oasis and they will be contacting me within 24 hours to set up an appointment. Oasis did a great job. But the next day, our dishwasher, which is connected to the garbage disposal, overflowed, so I called the tech. I had his number. He came in the next day and found something was clogged, and he fixed it, and that was it. The warranty is saving me a lot of time and money.

I've had some work done on my HVAC unit over the summer due to a leak, and it turned out that someone had turned off the gas. It was as simple as turning the gas back on and one would think that during a heating inspection, they would check that. However, Starlight HVAC, the first team that came out, did a crappy job and so they're not my friend. I was told that my heater worked but 2 weeks later, it wouldn't heat even though it would come on. It resulted in me having to call American Home Shield for the second time so a guy from Metropolitan Heating and Air Conditioning came out and he fixed it. So, the whole experience was not a good because I had to miss work twice, and it turned out that the problem was very simple.
When I submit claims, it can take 10 to 15 minutes to get to a live agent so it's difficult sometimes. The second time I had to call for the heater, I had a terrible time getting a hold of someone. One of the agents actually just hung up on me after I've been on hold for about 7 or 8 minutes. Then, it took me calling back 4 times to get a supervisor and it took 45 minutes to get supervisor on the phone. That was a very bad experience but the supervisor said that she reversed the $75 inspection charge.
I've had American Home Shield for about 5 years now, and I'm happy with them overall. I've had them send someone out and fix my geriatric dryer a couple times. The dryer is on its last leg and if I let go, sometimes, it doesn't shut off by itself. And if I'm falling to sleep, it will run all night and burn itself out. I also had my geriatric dishwasher fixed. It doesn't look great but it works now. The biggest thing I've ever had them do is that when my AC went out, they came and put a new unit in, and it has worked great.

We submitted a claim last year when our fridge was going down and American Home Shield wasn’t cooperative. There was no urgency on their side to replace or fix it. And I had to schedule multiple appointments. Some of their contractors couldn’t turn the appointments around in a day. We were without a good fridge for almost two weeks. On our latest claim, though, the experience was good. It was for tune-up and cleaning of the furnace before the winter. The contractors that came were professional and courteous.

American Home Shield gives discount for a pre-season checkup for heating and cooling, and that’s what I did for my heating. The guys came out and cleaned the heater up. They checked it up and made sure it was running okay. I've used them for maintenance and they know who I am and where I live. They contact me and I contact them ‘cause they usually can't reach me the first time. We make an appointment and they come out on the appointed time. They do the job and leave. They're very polite and well-mannered. They tell me what’s going on. I've asked them questions about the R22 being faded out and what are the things to do. They spoke about it and told me how to go through Home Shield and get the new air conditioner put in in the next year or two. I called Home Shield a couple of times for something that broke down. It was immediately taken care of and I paid what I was supposed to pay. The contractor came out and did the job. I didn’t have to wait.
