    My recent service experience with American Home Shield was somewhat mixed. Initially, I had a water leak issue and submitted a claim for which Pronto Plumbing was the contractor assigned. The process of submitting the claim felt a bit impersonal, as the representative didn't make me feel particularly at ease.

    The scheduling wasn't immediate; I had to wait a bit before they could send someone out. However, once the plumber arrived and I managed to break the ice with him, he was quite helpful and explained the situation clearly. My main concern was that he repaired only what was visibly damaged and didn't investigate further behind the drywall, where another leak was eventually found.

    The follow-up service was where I faced challenges. After discovering another leak, I had to call Pronto again, and although they eventually got back to me, it took some effort on my part. What I did not like was the fact that I was told they were gonna call me right back, but they never did. There was also an additional charge for the second visit, which was frustrating given that it stemmed from the initially unresolved issue.

    In terms of American Home Shield's customer service, I appreciated that I was able to speak to someone who spoke clear English, which isn't always the case. However, the representative's attitude seemed somewhat indifferent to my urgent situation.

    Overall, I would rate my experience as a 3 out of 5. American Home Shield offers a cost-effective service, but the quality of the service providers can be lacking. In a crisis, you want assurance that your issue will be handled thoroughly and effectively, and in this instance, the follow-up service fell short.

    American Home Shield arranged for 495 Garage Doors to handle the repair for my garage door. The company called beforehand to confirm their visit, arriving as scheduled. The technician efficiently fixed the issue in about 45 minutes and did an excellent job.

    My experiences with American Home Shield have varied somewhat, largely depending on the service provider they send. While some are exemplary, others fall short. Often, if a part needs replacing, it requires an extra visit, as the technicians can't carry every possible part on-hand. Typically, two visits suffice. However, on rare occasions, issues remain unresolved, necessitating the purchase of new items.

    A notable concern is the response time. It can sometimes take 5 to 6 days to get someone on-site. While this delay was just an inconvenience for the garage door, it could have been critical if the issue were related to heating in the winter or air conditioning in the summer.

    Overall, I'd rate my experience a 4 out of 5. The service is good, though not perfect, mainly due to occasional delays and inconsistencies among service providers.

    A contractor came out for my water that wasn't getting hot and my heat that wasn't blowing in my house. Once they got to the house, they thought that I wasn't receiving any power from the gas itself. Apparently, because my gas company was doing work in my area and they were switching out everybody's meters, they disconnected my service and didn't tell me that they did, so I filed a claim for nothing. The contractor didn't end up having to do anything. But they were very pleasant and told me what was going on. American Home Shield ended up sending me a check because I didn't have to have anything done.

    When I bought my house year ago, American Home Shield was already included in my purchase for a year. I've never had an issue with them, so I've continued the service for nine years. I've had to file a few claims and the only thing that I've had through them that I was a little disappointed in was the fact that they never finished fixing my dishwasher and nobody ever told me that it was more parts that had to be ordered and I owed a balance.

    The repairman already did half of the job and the sick part about it was the part that needed to be done was the easiest part. It was attaching the freakin' hose. Other than that, American Home Shield is a good company when it comes to getting things done immediately. When you call them, they're gonna schedule you an appointment as fast as they can. The only downside is I wish they would be more transparent about what is covered and, if there are any issues, they should call me or send me a letter. They should not put anything out on my account. Nobody checks their account everyday.

    My dryer stopped heating. It turned out there was a shortage in the wiring, which was causing the dryer to catch fire and trip the breaker.     I had a frustrating experience with American Home Shield. Despite paying over $100 a month for their service, I've struggled to get anyone out to my home for repairs. I've been without heat for a month and am relying on propane heaters because they can't seem to find a technician. They scheduled an appointment, but the service person denied it when I followed up, leaving me more frustrated.

    I chose American Home Shield because they provided excellent service in Florida, but since moving to North Carolina, the experience has been a complete disaster. There are plenty of companies up here so I don't know what the problem is. AHS seems to prefer sending technicians from far away, which probably contributes to the delays. Dealing with their customer service has been infuriating and hasn't yielded any solutions. Overall, I'm highly dissatisfied and regret choosing them in this new location. I also wish I could get my refund back for all of my money that I've given to AHS.

    I had an experience with American Home Shield that did not start well but ended satisfactorily. Initially, we called them to fix a broken bracket in our dishwasher and to check a stove warning light that was malfunctioning. They sent out a repairman who fixed the dishwasher but inadvertently caused an electrical problem with our stove, leaving us without a functioning stove.

    After the incident, it was frustrating to deal with American Home Shield's customer service. They planned to charge an additional fee to send an electrician, although the problem was caused by their technician. After some back and forth, they agreed to charge for the electrician but later reimbursed us, citing it as their policy.

    The most frustrating part was waiting nearly three weeks for an electrician because their partners were unavailable. This was a significant inconvenience since we rely heavily on cooking at home. I even volunteered to find a contractor, but they were not receptive to the idea. Finally, All Spark Electric came to the rescue, showing excellent service by fixing the issue promptly.

    Despite resolving the problem in the end, the ordeal of being without a stove for weeks and having to push through various levels of customer service left me dissatisfied with American Home Shield's service. Their call center seemed scripted and unhelpful until I escalated the matter.

    While All Spark Electric deserved a 5-star rating for their work, the overall customer service experience with American Home Shield was disappointing, leading me to rate it one star due to the unhelpful support and lengthy delays.

    My experience with American Home Shield (AHS) has been extremely frustrating. I recently had a claim involving Aire Serv of Omaha to fix my air conditioning unit. The initial diagnosis was a loose wire, but the following week, I was informed that everything needed to be replaced. To my shock, AHS claimed that the repair wasn't covered under my contract. This left us paying $6,250 out of pocket, forcing us to make an early withdrawal from our 401k and incur penalties.

    After numerous difficult calls with AHS representatives, some of whom were hard to understand due to background noise, the case was escalated, and I was eventually told that $1,200 would be covered. But this left a significant gap, and I wondered why, if it was covered, the remainder wasn't included. I even tried contacting an attorney but still haven't received a callback.

    The situation was especially stressful because it occurred right before Christmas. We live in Idaho, but I had to rely on contacts in Omaha to ensure my renters had heat.     American Home Shield (AHS) contracted LA Appliance Service Corp. to repair my washer, and due to their negligence and incompetence, I have now been without a working washer for over a month with no resolution in sight. Timeline of Events: January 5, 2025: AHS assigned my work order to LA Appliance Service Corp. One week later: A technician inspected the washer, stated multiple parts needed replacement, and claimed they would order them the next business day. Two weeks later: No updates. I called AHS multiple times, and they repeatedly told me the issue was "escalated," but nothing changed. Three weeks later: I was contacted by LA Appliance, only to be asked for my washer’s make and model—proving they never even ordered the parts.

    After another two weeks: A repair appointment was scheduled. I took time off work, but they canceled on the same day due to a "technician emergency." A week later: A new appointment was scheduled. Again, they failed to show up. When I called, they said they couldn’t even contact their own technician. February 11, 2025: I spoke with AHS, who told me LA Appliance would be coming today. However, LA Appliance then called me directly and said they were actually coming next week.

    AHS Failed to Take Action: Despite my multiple calls, AHS refused to assign another service provider, even after acknowledging LA Appliance was unresponsive. I requested a cash payout for my washer so I could replace it myself, but AHS denied my request. I have already paid a monthly premium and a $125 service fee to AHS, yet I have received nothing but delays and excuses. Upon further research, I found at least 20 other people in my town alone who had the exact same issue—AHS contracted LA Appliance, and they never fixed the appliance.

    AHS Is Failing to Uphold Their Contract. American Home Shield has failed to fulfill their obligations under our agreement. They continue to contract with a service provider that they know is not doing their job and refuse to take accountability. At this point, I have canceled my policy with AHS due to their lack of service and deceptive practices. This is a scam, and they are knowingly taking customers’ money without providing the services promised.

I told him I get one from Lowe's in 10 minutes to install it right now. Young man said "I came to repair not to install, call AHS so they issue me a new ticket and I come." I called American Home Shield and I was connected to one Asian country, he was saying, "You have to pay another $133.00 service fee!" So he comes. That is simply scam.

    In my personal experience, this service is an absolute disaster and a complete waste of time and money. They have failed to resolve my appliance issue despite months of frustration and constant back-and-forth. Instead of replacing the appliance or fixing the problem, they sent a new technician each time, who just diagnosed, troubleshot, and replaced parts—with no success. Parts took forever to arrive, and scheduling follow-up visits was a nightmare. In the end, my issue was never resolved, and I was passed around between technicians and companies without any lasting solution. I’ve spent countless hours on the phone with customer service, only to be given the runaround at every turn. Based on my experience, I would strongly advise against using this service.

    You need some protection, but if you could find something better, get it. I'm shopping for a better insurance because I'm not pleased with American Home Shield. I like having some protection, knowing that if my oven goes out, I can get another and not have to pay for it. But over the years, the service has gone down. It started mostly with plumbing. AHS would give me an appointment that was two weeks away. But my toilet didn't work today. Also, I don't like paying $100 initially when I call for the service when I'm paying $100 a month. I pay $1,200 a year for the insurance.

    We had an outlet that wouldn't come on. The light switches in our living and family rooms wouldn't come on. I called AHS and said that I would like to make a claim, said what it was, and they would outsource it to their vendor. They would call me and make an appointment. However, I'm not pleased with the service. The vendor did the one in the living room, which was fine. But my husband said the family room wasn't finished. When I called the vendor to tell them it wasn't finished, I needed to make an appointment for them to come back but I never heard from them again. AHS would call and ask if it was completed or they would always do a follow-up. I assume they knew because I never got a follow-up from them.

    I'm glad everything worked out. AHS followed the rules and we got the issue fixed, but it was with some difficulty. One of the things that would help me as a homeowner is when there is a backup and the wait would be too long, I would like a buyout option. They probably do, but if they do, I've been unaware of it. At least give me the option to find my own person to take care of the issue if it would be that long in the future.

    The guy came in and assessed that there was a leak coming out of the bottom of the toilet. After checking here, he determined that the wax ring needed to be replaced, and he did. The first time I called about that issue, a plumbing company by the name of F6 was contacted. The guy came out and seemed he knew what he was doing, but he just did a bit of an auger check. It was the same issue. And for some reason, he decided to take the back off of the toilet. He contacted American Home Shield and said it was an industrial toilet and/or a commercial toilet. It was foreign to me because I've had that toilet replaced a couple of years back by a well-known insurance company contractor. After he left, I was upset because he told me that he couldn't fix the toilet or do anything to it because it was a commercial toilet, and quoted me 800 bucks to fix. I said, “That's not gonna happen, so have a good day.” He was here for 10 minutes.

    A neighbor sells commercial grade toilets and other toilets. I told him what happened. He contacted a couple of friends who are well-known in the community, who are experienced 20+ years. They said that it sounded like the guy just didn't want to do the work and that he reported it as such because he knew that the warranty would be denied, and that it is not a commercial toilet, which I knew it wasn't. But it had what is called a pressure assist. While it may not have the traditional flap on there that you can see, once you take it apart, you can see that it does have a pressure assist.

    I called AHS back and told them, “I don't think they did a good job. I don't think they did the right thing.” AHS, following true to the warranty, sent out a second opinion. I didn't say anything to the guy. I was just gonna let it be what it is, and he walked in there and said, “Looks like it might be a wax ring.” He picked the toilet up, changed out the wax ring, and that was the end of it. He was a much better person for the job. He told me the same thing that some of the other plumbers in the area told me, that they collected a service fee that day and ran off. That's tough for home warranty companies because it's tough on both them and on the homeowner. You do have companies out there with some shady tactics where they think, “I'll just do this and I'll do that.” I let AHS know that F6 was not a good company to be in bed with.

    While I wasn't happy about the first incident, AHS did honor the secondary part of the agreement which was to get a second opinion to come out. When I scheduled the secondary person to come, it wasn't until after the beginning of the year that they showed up. That toilet was out of commission for a while. The waiting and the sitting around was not appreciated. I tried to tell the tech initially, because unfortunately, whoever takes the orders and pushes out the things just tried to follow the rules and said, “If they come to the same determination, it's gonna be $125 more dollars.” I said, “No, it's not because I'm telling you that these guys did this and everything, but ultimately we never had to have that secondary conversation.”

    We used American Home Shield twice in December. We had our water heater broke. It had flooded, so it was broken. It took 17 days to get a new water heater, so it was inconvenient. Our lives were disturbed by not having any hot water in our house for that period of time, especially over the holidays. We let AHS know on the 18th of December that we needed to get somebody out there. The following day, AHS had a repair person come out, but they were people from out of our area. They assessed the situation. They ordered the wrong parts at one point or the wrong parts were sent in.

    I heard that the parts were 100 miles away. They had to figure out how to get them here. They ended up fixing it but we had to make alternative plans to take showers and carry on with our lives. We were frustrated that it didn't get handled as quickly as we hoped for. The incident with the water heater was a real struggle for us. I feel that they get people from out of the area. That's weird. They're decent about showing up initially. In general, it's okay.

    We replaced the dishwasher. The dishwasher had an electrical problem, which I had AHS send a contractor out and do an inspection and take care of the problem. We did not get a new dishwasher. It was brand new. But we had replaced it on our own because it rusted inside. It was not covered under AHS. I thought they would just try to fix the problems. And it was an older dishwasher. I wanted a new one at that point.

    The other thing was our garage door opener went down a month ago. I had another door company come out before I realized that same day that my garage door wasn't working. I received in the mail the renewal from AHS. And I took time to read through it to see what all was included. I had a garage door person coming out anyway. They assessed the problem. I knew exactly what it was. I called AHS. Even though they've used that company in the past, they said, “We deal with a different company.” So, I told that person that he can't fix it.

    AHS only approved the bare minimum, knowing that, fairly shortly, there's another problem that will happen with that door. It was a metal spring, and it should have been replaced on both sides. The other company would do that. On my policy, they would only do the broken one, even though the other one was very weak and will go soon. Every time I make a claim, I have to pay the service fee, which was $100. I'm sure the repair was $700.

    I continue to pay the premium every year. It had been years since we had anything go wrong, but we have some expensive appliances in our house so I continue. But the price goes up every year. Luckily, we had AHS for these situations. I'm sure with the amount of work that we would have paid for for a new water heater, it paid for itself this past year.

    There was an error code on the oven that my wife sent that had to do with a fan. I called when I was home last. The contractor came on Christmas Eve. The stove would throw an error code every now and then but everything still worked. And if we just turned it off, turn it back on, it would be fine on the oven. The first maintenance guy came from Sears Home Services. The tech put a new fan blower in it based on the error code on the top. My wife took pictures and sent them to me. He had put the stove back together and but the door wasn't aligned. Also, there were several screws left after he put it back together. The stove didn't work at after he finished. It surprised me that the first repairman didn't test anything to make sure it was working. He just left after he was done putting the fan motor in. My wife went over to use the stove and nothing worked. It wouldn't even turn on. But he was already gone. It was Christmas Eve.

    He left my wife without a stove on Christmas Eve, which is the worst thing you can do when she's got 40 people coming over to the house for dinner. She ended up going to the neighbors and cooking all the food for the dinner that night. She was upset because she didn't have her stove or her oven. I called American Home Shield back. They called Sears. They sent a second guy four days later. It was on December 27th or 28th. The second guy came in and said, "This guy didn't know what he was doing. I know what to do and I'll work on it." He got it back to working. He said it was a temporary fix. He also said, "I'm gonna check some other things and order some parts." He did what he needed to do.

    He got it working again, but every once in a while, it still throws an error code and the oven shuts off. Continuing to turn it back on wasn't exactly the fix I wanted, but at least it got us until he could get the parts. He ordered a new part. Something on the plug was different with the other one. That would have made the circuit board think that there was a problem. That's why it shut the whole stove down.

    AHS got a third person. The second person ordered parts, we haven't heard back. I called AHS. It was still the same guy as the second visit, but a third visit. He said, "It looks like we need these parts. Have you received them?" I said no. Over the next few days, we received them. I'm sitting here on February 7th, a month and a half later, still waiting for somebody to come and put these parts in. As of last week, they said, "I see you're still waiting on parts." I said, "How many parts you ordered?" She said two. That's where my wife told her, "We've got two parts here. Tell me what they are. I can tell you if that's what they are. But we got two parts here."

    The big challenge I have is a very strong lack of communication. Nobody knew what the other people had done. I had to re-explain everything every time I talked to somebody. No notes on anything, very poor customer service. I've challenged AHS. I said, "I realize this is Sears Home Services. Maybe that meant something at one point in our lives. It usually meant very good repair people. But clearly, that's not what it is today. And I have to hold you accountable for the people you're sending me. Because I pay you, right?"

    They kept telling me, "Let me give you the number to Sears." I said, "I don't think you understand. I should not be calling Sears. You should be calling and getting the fix for me. And then you should be following up with me to ensure I'm satisfied. And if I have to call any more, I'm gonna think of either going to another warranty company or just getting rid of it all together. Because what I pay, the return isn't there, right?"

    I pay them every month. I don't ask for much very often. In three years, I've only had to repair a couple of things. I'm not without means. When something breaks, I just have it fixed or replaced. I'd probably be ahead in this game. But I do this because I travel heavily. I need my wife to have assurance that when she needs something, it's gonna get done, period. I don't care what it is. But the amount of effort it takes from the customer to get something done is a problem. I might as well just do it myself. It's just not worth the money that we pay. Unfortunately, I continue to allow it to auto deduct out of my account. I'm giving them second chances. It's not worth it.

I recently had a claim for the garage door opener and the tech took about an hour to identify the problem. It was a broken spring, which he replaced, and it was more of an issue with the garage door than the opener, so it took him a little longer.

    When I lived in Michigan, I renewed our service with AHS, then I got relocated so we wound up selling our house and moving. And they would not work with me on refunding any of the money for the year. On one hand, I understood it.     AHS has been challenging to deal with. It took three trips for them to repair my oven and it's still not the way it should be. The oven temperature is not at the proper temperature and they say they don't care. They don't want to fix that. They finally put in a new igniter on their third visit, but it needs a new sensor. This happened in December and the contractor was Afford Appliance. Their tech said there's always a leeway but there was no leeway before and it's a newer oven. And I bake a lot, so I need the temperature to be precise. A thermometer in the oven is annoying because they fall and they get in the way of what you're baking. I've also been lied to. They said they were going to have the manager call me and they said they'd call me by the end of the day, but they never did.

    Whenever I talk to American Home Shield, they're very kind and they provide great customer service. But sometimes they get things mixed up a little bit. For instance they sent out Lake Area Appliance to me three times and this last time, I asked American Home Shield to not send them out to me, but I ended up getting them anyway.

    The first time they came out, they had to come out three times for my clothes washer. The tech was kind but he was very quick in fixing stuff instead of thoroughly checking out the washer. Then, when the part came in in November, they told me that they waited until after the holidays to come out. So, the part was in on November 18th and they didn't come out and replace it as soon as they should have. I shouldn't have had to wait until in January. The next time they came out was when they replaced the seal on my refrigerator. The person who came out asked me if I had any cooking oil and I said I did. I handed him the cooking oil and he poured some in the top and put his finger in it, then he rubbed it on the refrigerator door, which I thought was not a good thing to do. So, I was not impressed with that at all but I didn't make a fuss about it.

    The other thing they came for was my dishwasher. It was not acting well and the tech didn't pull it out to check the operating board. Since my dishwasher wouldn't dry out, he told me I just had to leave it open to dry it out, which was one of the problems I was calling about because it was causing the mildew smell. The other thing was that the clean cycle would not go off. It would stay on even overnight. So, I started the dishwasher before he came so he could see what it did at the cycle because it was holding water. But he did not wait to see about anything. He just blew it off, said it was the plumber's job, and he didn't even look at the dishwasher for more than five minutes. That was kind of odd. He just said that I needed a plumber because under my sink, there was something type of condensation that was causing the wood to start to look like there was a leak from somewhere.

    So, I called up AHS and asked for someone else to come out. American Home Shield sent someone else out and the first time they came out, they said they didn't see anything wrong with it, the job was complete, and everything was working. They said there's a little bit of steam that comes out on the side of the dishwasher, but that wasn't the reason. So, there wasn't a leak under my sink.

    I called back and told them that things were the same and the washer wasn't working properly. They then came out a second time and changed the operating board. But I am frustrated with it and I just said I'll go ahead and leave the dryer open so it can dry out because it won't dry out. And the moisture stays in over until the next day. I am going to call the company that came out one more time and ask why the cleaning cycle won't go off because they're the experts, so they may just tell me when I have to open it. But to me, it's an inconvenience to have to worry about when the dishwasher is going to go off and I have to open it up. I also wondered if that is what all dishwashers do but I don't think that's the case.

    Other than that, American Home Shield always gets someone out right away and I've had them for a very long time. They've been great about the quality. But in the area I'm in, Lake Area Appliances is the first one that pops up and they always come out. However, I've always had to call them and call the people that come out then call American Home Shield to get them to come out. So, the quality of service has went down. Also, the people that come out have to get on the floor, but usually, they short-tail us out, or they don't look professional at all. So, most of the time, I'm just not pleased with the people that AHS has been sending out.

    They should give customer service because they charge me $100 a month and out of a year, they may come one time or every other year or every three years. So, they're getting their money and their rates are getting high. Aside from that, they should give standards that the contractors have to have when coming to your door like showing you a card instead of just saying so and so. But the techs call and tell you they're so many minutes away from you and they're coming your way, so you pretty much know that's them.

    Recently, I hear a lot of negative feedback about American Home Shield. Their price is costly, and the service has cut down. AHS should revisit their cost and services, and earn the consumer's satisfaction. I started with a low price, but now I pay almost 200 a month. I am dissatisfied with AHS' cost. It's easy to file claim. And it is easy to reach AHS in the morning time. I know in the afternoon it gets difficult. And before, AHS is available for longer hours. They cut down their hours. I am going to change from AHS in the near future very soon.

    The washing machine made some noise. Before the spin, it stopped. It stopped a few times. And it does not dry up the clothes. It washes up to a certain time. When it comes to the spin level, it does not proceed. So far, it's working. This is the second time it broke. The same thing happened. They fixed it before also. My furnace also broke. The technician came. He said the burner had to be replaced. It was very cold in northeast that time in early January this year. It took some time to get the furnace. I could not bear that cold.

    You have to go through a system. I know that when you submit the claim, it has to go through the insurance approval. You have to get the machine first. And your company will come and fix it. But the enormous suffering the customer undergoes during that time from the cold, they cannot get out of that warning. I had to eventually call a local company and got the furnace fixed out of the insurance company. The furnace is 3,000. I got 850 from AHS. The labor cost is a different issue. I don't claim labor cost. So, how come in the market in 2025, a furnace can be $850? I cannot get that. That is also my great frustration with AHS. I didn't argue with them. They said to either take it or leave it. So, what can I do? Other than that, I am a fan of AHS and I advocated for them. Their willingness to help is good.

    It's always easy to report a claim to American Home Shield. They always get right on assigning a service provider. The deductible was okay, but it went from $75 to now $125 per service. I didn't see anybody else online saying that their service fee went up. The provider comes right out. Sometimes, it might take a couple of visits to resolve the issue. Maybe they don't have a part on hand or something about whatever it is that they're there to fix, puts up a barrier. They might have to come back a couple of times to get it resolved.

    All Comfort came back a total of five times. The real main issue for me was, each time they came, there was a sales pitch as to why I needed to buy a new air conditioning system from them. Every time was, "We'll make you a really good deal. What if it was only this much a month? We could replace the whole system for X amount of dollars." The whole system was tens of thousands of dollars. But the whole system, which would include the cooling side, or they could just replace the furnace aspect of it. That was less money. I saw three different technicians. The first guy said, "This system is so old." The system that I have is older than what they had when they were training to get their license.

    It was, "Although this says it is whatever brand, we know that it really isn't." I said, "The whole reason why we have AHS is when these parts break down, we're not out to buy a whole new system." The first guy said, "But these parts, they're never gonna replace this." I said, "And if the system becomes unfixable, they'll replace it."

    When my wife and I got married, we had a system replaced. AHS replaced it. But the guy was, "But this system is outdated and the parts for it are everywhere. So they're never going to replace this unit." Another guy said, "We only see AHS replace maybe one heater per year." So, they don't replace units very often, but it does happen on occasion. Another guy replaced one part that didn't fix the deal. All the individual pieces, he described it like there were five steps for the heater to work. It might have been six. But you gotta have step one, step two, step three, and so on. When those steps happen, you get hot air blowing in your house.

    He said, "The problem is, your unit wants to do step three, step four, step two, then one. The only reason why I could see that would happen is the computer chip or the computer aspect of the board is where the mess up is happening. Because all the rest of that stuff is working individually. But this could be a problem." He said he would just unplug the system because when a unit like this gets older, there's a part of it that can develop cracks. And because it heats up and expands, over time, the pipes expand and they develop these little cracks. When you heat those cracks, they open up. That's when you get carbon monoxide in your house.

    Gas, instead of burning, goes into that pipe and ducts and into your house, and that is what kills you. We bought a carbon monoxide detector and I have it underneath a vent now. He said, "Yeah, this is a problem." But that was a scare tactic. That explanation followed another sales pitch as to why we needed to buy a unit.

    It was below zero. We went 10 days without heat. They ordered a part. They said it should be, at the latest, due back on a certain date. That day came and I texted my wife. We were both at work. I asked my wife, "Have you gotten any callback or anything from American Home Shield or All Comfort? She said, "No." Communication on the service providers and with American Home Shield is usually pretty good. She called All Comfort. The person who picked up the phone was not familiar with who we were and what we were calling about. So, that person was, "Let me get back with you." She eventually did her call back and said, "Here's the problem. The company that we ordered the part from ordered the part from another company. That company is in the United States blizzard. So the parts are delayed."

    I called and asked AHS, "If All Comfort Solutions can not get that part in quicker than what they say, is there any way that you can call your other service providers in Oklahoma, which I know there's probably a myriad of, can you not ask them if they happen to have that part on hand?" The answer was no. They don't have that option. Also, the people who answered the phones were clearly not American. They are supposed to be American Home Shield, not some foreign nation home shield.

    There's a clear disconnect in the fact that they can't access certain things, like my question. Answer my question of, "Can you not call some other service provider to see if they have this part on hand?" The answer is, "No, they don't allow us to get into that part of the system unless we're making a new claim." I said, "If I was speaking to somebody from the home office or somebody else, I could probably get them to do something around that." They talked about a limitation of a computer application program. There are ways around this but not if you're there. If you're remote, you can't talk to the right people or go to a supervisor to get this resolved. We're sitting here freezing. I'm worried that our house is gonna receive further damage to our pipes because of the cold. Now, they raised our deductible for calls. Why? Is it because we've fussed about this issue?

    Shop around because there are some stuff that it's concerning. We've been a long time customer of American Home Shield. AHS left us in the cold. We've always had it as a fallback policy. While raising kids, and now college, we don't have the money to repair a big item problem. That is what the insurance is good for, even though it's a monthly amount and the deductible. If something big were to happen, like our HVAC system going down, that could wreck us financially. It didn't feel like we were being taken care of.

    We had a claim not that long ago on our furnace and that went fine. It started making noises in the middle of the night. It stopped maintaining the temperature in the house. So, it got cold quickly. We called for the service. We didn't need immediate service because we also had a forced air option. We heated the house that way until American Home Shield could get it resolved. I started it online but there weren't options on the web page for a boiler. I ended up calling it in. There was a window of time when we thought the service hadn't worked and they would come back out, but it worked itself out and ended up being okay. It was more about the boiler and how it worked and how long it took it to get to running right. Overall, it went well. The inconvenience of trying to track down a phone number was minor. The work was good.

    I have an oven that is not heating right and that was easy to set up online because it had an oven option and I received a dispatch right away from Sears. It was a little challenging because it was almost like it was an automated dispatch and it wanted me to send information. I included a picture and that must have thrown it off because it didn't get my text and it asked for the same information that I already sent. That was different. They only gave me the option for tomorrow for service, not like tomorrow or Friday. They only gave me the window of 8:00 to 5:00. I have other things I need to do tomorrow. I messaged back and said, "Will you be able to narrow down this window?" They didn't respond. Other than that, the peace of mind is good. We haven't used AHS as much as some people will, but now, we're on our second need. This will dictate for us if we feel like it's worthwhile going forward. It saved us a lot of money on the boiler experience.

    In early 2024, my microwave went out and I called AHS. They were out here very fast and evaluated what's wrong with it. They told me I needed a new microwave and that other than my standard fee that I pay, there'd be no fees, which was cool. The exact unit that was required turned out to be on backorder and they called me periodically and I would call them to check in. But even through November, it was still on backorder so the rep said they could just give me a payout. It was probably better off if I could go locate the unit myself and we did.

    We went to Lowe's, as suggested by American Home Shield, but they were uninformed. They didn't order the right product and charged us inappropriate and incorrect fees, which were reimbursed. Eventually, when they got the microwave here and it was the wrong one. They were out here a couple of times and it just didn't work. We returned it. The experience that I had with Lowe's was not great so AHS suggested to try Home Depot. We did that and the proper microwave was delivered with the proper trim kit. It's installed. This process took almost a year but AHS was there all the time. I didn't feel like they were abandoning me and they represented our interests exceedingly well.

    The first home we had with AHS was in 2004 and we had them until we sold that house in 2011. Then we bought this house in 2011 and we got them again and we've been with them since. You hear horror stories about homeowner warranty companies, but we've never had not a moment's problem with them. We've had hot water heaters replaced and pool pumps. Everything you can get done, we've had done without issues.

    One toilet was not flushing correctly and the other one was leaking all night long. I reported the claim online to American Home Shield and it was easy to submit the claim. The problem is there are no contractors in this area. They choose not to contract with AHS because the payment is delayed or they have trouble with it. They also have trouble getting approval. The Diamondback guy came and he said I needed a flapper in that toilet. He said he would be back on Friday but he didn’t come back. He didn’t come back the next week as well and I called him. I didn't get a callback. I finally took the flapper out myself, went to True Value, bought the matching flapper, came back, and put it in myself. That happens a lot and I let AHS know every time. It's not unusual.

    Sometimes I just pay out of my own pocket with contractors who have left AHS because they're very frustrated. And I'd rather pay out of my pocket than have to deal with some of the sub work that they do. It's very subpar. My husband, who has passed away, had told me that the heater system that AHS replaced was a Carrier system. It's not. It's an odd brand and not working well. That’s been about six years and now, I'm gonna have to deal with that.

    I called someone and AHS had to send someone from Phoenix to check. I want to check the heaters out for the winter for any maintenance work to be done. I finally found the heater in the basement and I changed the filter. The guy came and I said I couldn’t find the filter for the other heater. He said he found it and changed the filters. But the one he put in was the old one with an inch of dust on it that I had taken out. And I just discovered that yesterday. So, for two months, I was thinking that I had a filter in there. But I had the old one that was three years old because my husband was so sick. The guy thought it was waiting to be used.

    Right now, I have another call into the guy who's supposed to get a part for my ice maker. He told me to leave him a text and I said I already left him a text. I'm waiting for a callback. I wanna know when the part is coming in. AHS is very difficult to deal with. A lot of times you get bounced around and they’ll say to escalate this to the escalation department. And then you never hear. It goes into a black hole. If you go with AHS, you have to understand their system and don't get frustrated, just hang in there, because it could take a long time. And you don't know anything about the contractors. Years ago, they used to be good, but they don't go with them anymore. They don't like American Home Shield.

    I read up on the coverage and American Home Shield was the most responsive. And when I read the contract, it says repair or replace air conditioner, heating unit and other things that were replaced. When I tried to get my wall units during the pandemic, they could never get the equitable replacement for two years. They ultimately gave me a $2,700 credit for a unit that cost me $3,800. Nova HVAC replaced my air conditioner and my heating system and neither one of them was correctly working. After assessment, it was determined to be replaced. However, the amount of money that AHS paid on the system was not a full repair or replacement. It was less than 1/2. My furnace costs about 9,000 and they paid about 4,000. The same is true on the air conditioner. The service from AHS was good and the techs were excellent. But it costs more than the contract would suggest it would on major items.

    In July of 2024, the refrigerator blinking and AHS sent somebody out. They changed out the panel, but two weeks later, we had the same issue again. We had to redo the whole entire claim again and AHS sent somebody else out. And because the refrigerator wasn't blinking at the time, they said they couldn't can't fix it, unless they see the issue. So when it started happening again, I took a video of it and sent it to them, but they never responded. So I had an alarming refrigerator for several weeks.

    Finally, I called AHS back again and they charged me another service fee when it was the same claim. This time, they sent somebody out and the person ordered some parts. We had to wait for the parts and he tried to fix it when the parts came. But then, the refrigerator stopped making ice. I called him again to come back, and he supposedly fixed it. But I think he broke it, because then the refrigerator stopped cooling.

    I called AHS again and they sent somebody else out. That was when Whirlpool got involved and they were fantastic. They changed the parts again and still the refrigerator wouldn't cool. AHS they send them back out again until finally, they deemed the refrigerator not fixable and they gave me some money. American Home Shield took too long and they didn't send competent people over to try to assess what was wrong with it. It obviously was a lemon, and it was unnecessary time. It ruined my holidays and I had to go buy a new refrigerator to put in my garage because I couldn't live out of a cooler with ice in it.

    The issue had to do with my washing machine and it was not draining. I was ready to let it go. There was no point in me using American Home Shield if I had to always pay the contractor.     I would recommend American Home Shield. They have been dependable and responsible to the homeowner's needs. It's easy when I call them to submit claims. We just follow the normal process. I report the issue. The contractor would come out. Whoever the work goes to, they call me to schedule the date and time. Over the years, we've had some good people that have come to the house. The companies that we get are random. But AHS has always been helpful in finding somebody to come out, whether it would be a plumber, HVAC, or whatever issue is going on. The overall value when things happen. Last year, we had a water heater situation. Anything can happen in the house. But it's always good to know someone can help me. I'm not always in Vegas. This is a rental property. So, I depend on AHS.

    The recent contractor originally fixed the problem and had to come back out. The tech was good because he recognized that he didn't have the right part. He was helpful. We had to have him come out two weeks later, because we had other things in the attic that were going on that we needed to mitigate. He fixed it, and it went out again. But it wasn't his fault because we had rodents in the attic. So, when he came back to fix it, he said he couldn't go up there because there were rats.

    We had to call in exterminators. We had to take out the installation. It was a big three-day job. We had to have him come back. It was New Year's Eve. He said said, "I'm gonna come out." He came back on January 1st. Who comes out on a holiday? All that time we didn't have heat because we had to mitigate the rat situation. He came back out to finally turn on the heat. And when he came out, he said he had to change something. He had to come back on January 1st. That's why he couldn't fix it because the rats are eating the lines. That's my own money, a lot of money. But it's worth it.

    The dishwasher wasn't working and I've had it repaired several times. This time, I would push the button and nothing would happen. I made a claim online with AHS and the process was very simple. They sent a notice right away that a company would be calling me to schedule an appointment to come out. The tech came when he said he was coming out and he did everything he said that he was going to do.

    He said that the problem was that I was not getting any power, so he was going to replace the electrical components. He was going to order them and when they come in, he'd let me know and he'd come and replace them. 10 days later, he called that he had them. Then he came out and installed them, but it still didn't work. So he said that they'd have to replace my machine. So he was going to submit that information. Almost immediately, AHS sent me an email with options. I could order a new machine and they gave me different types of machines I could order. Or they would send me a check.

    So I ordered a machine. But when they came and delivered the machine from Whirlpool, the Whirlpool people said they couldn't install it because the water line wasn't where it was supposed to be. So they asked if I wanted them to leave the machine here and I said no. I called American Home Shield and they said that once they received the information from Whirlpool, they would send me a check. So that's where I am now in that process.

    I got AHS because my husband who used to take acre of all the things in the house died in '21. I needed to have a source since he was no longer there. When something breaks down, I don't have to think about who should I call or how much it's going to cost. I just call AHS, I pay the $100 fee, then it's done. It's easy and no stress. It's expensive but it's a safeguard, especially when you have an older house. So far, the service has been fine. Some service people are better than others, but that's just the nature of the game.

    I had a problem with my heating system and needed a new switch. When it got to a certain point, it would kick the switch off. The repairman who came out was very professional. However, it took him three times to get it fixed so I was a little bit frustrated about that. On the third time, I told him my house was 38 degrees inside and he got it. He was very nice and gave me his phone number as well. He also put on those booties when he came into the house. He went above and beyond on certain things and had to make additional runs.     I'm keeping American Home Shield in case something really expensive that it helps with breaks. However, my experience with them has been iffy. Though their call center is good to deal with, I could have just saved all the money that I've paid in premiums. I had run into some frustrations in the past where things that I needed to be covered were, for whatever reason, not covered by American Home Shield.

    The most positive experience with American Home Shield has been this most recent one where we did a claim for our hot water heater that went out. They worked with Triple Crown to get a replacement installed. The water heater that they replaced was a high-end one. They said they replaced it with one that was comparably high-end. But I still need to call Triple Crown because the water heater that got put in is not as good as the one that was taken out. For example, we've got a whirlpool bathtub. With the old hot water here, you could fill that thing all the way up. You'd have plenty of hot water. But with the new one, you get it about half full and you're almost out of hot water.

    I thought I had an issue with my dryer and did a claim with American Home Shield. But it was actually my electrical outlet that was out. There was an electrical shortage and the breaker went down which I didn't realize. All I needed to do was turn it back on. There wasn't anything needed the dryer itself. None of the parts that the repairman brought in were ever used but I still got charged for it. I should have gotten refunded because I paid for the service. Also, a lot of the stuff I now need is not covered as American Home Shield said. Other than that, it's a good service and the technicians are always great.

    The washing machine was having issues. We saw water leaking. This was the first time that I submitted a claim with American Home Shield and I did it online. After that, I got a message on my phone and I was able to schedule an appointment with the plumber. They came in and suggested that I needed to get someone to look at the washer itself and not the plumbing. It was communicated through that plumbing agency itself to American Home Shield then I got another person from a different company, and that person had a look at it.

    He saw that the pipe was not enough, so it was related to plumbing. He fixed that loose connection and that fixed the problem. But I'm a little concerned still because this happened where the connectivity was loosened. I'm not sure if it's gonna happen again in the future. I plan to do some DIY on that and we'll see what needs to be done. But as of now, everything is fine. The only thing was the fix took a little more time than I would have expected. But overall, my experience was okay because the issue ultimately got fixed. If others need a little bit of peace of mind, they should go for American Home Shield.

    I've had a claim twice, and we resolved the first one. For the second one, I started the claim in September and four months later, the stove still isn't fixed. Sears came in to look at it twice. The first guy got the parts ordered. I got some of the parts that came in, then the second guy looked at the stove and said, "Oh, I can't repair it. It needs to be cut. So, we need to order a new one." I said, "No. Here are the parts. You can just remove one bolt per burner." He said, "No, I can't do that," then he left. I called American Home Shield to try to figure out how to get the stove fixed. I'm a little frustrated that I couldn't get the stove repaired, but I was more upset at the Sears workman. I told him not to take the parts with him 'cause they weren't his and he just took them. The parts weren't paid by them.

    I've been with American Home Shield four and a half years. I've had one really good vendor, but then he didn't come back. The other vendor came back and I was very unhappy with them. They didn't try to help. They just showed up. I asked them, "Please let me know when you're coming. I'm at work." They said, "Oh, we'll be there in 20 minutes." I said, "You guys didn't even tell me that you're coming."

    Anywhere Plumbing was fantastic. My water heater wasn't working and it was terrible. It was Christmas week and they don't work Christmas Eve or Christmas Day. If it wouldn't have been a holiday, it would have been way better. I put in my ticket Friday before Christmas. They got back with me within 24 hours and had somebody out on Monday. The two guys were super nice and they figured out the problem. My water heater is old and they said I needed a new water heater.

    American Home Shield covered the water heater, but not the piping that needed to go onto a new water heater. That could have been better, but better $850 than $1600. They ordered the water heater, but Christmas Eve and Christmas Day came so that sucked a little bit. We waited a week. Then, they came in, installed it, showed me how to use it, answered all my questions, and said if I had any problems, to call them and they would show me whatever else I needed. They got the old water heater out and made friends with my dogs. I really liked them. I would recommend American Home Shield, but with the caveat that it depends on the system. I had an air conditioning and heating experience that was not as positive. The price could always be better as well.

    A contractor came by yesterday for a refrigerator that had a leak in the back. The hose where the water comes out of the door needed to be replaced. The issue I had was once I was in touch with them, trying to get them scheduled on the day that I was at home, that took a little bit back and forth. I wound up having to call American Home Shield to sort it out. But once they got to the home, they were awesome. The technician was there on time. He was quick and clean.

    It was a rare experience that American Home Shield was helpful. Usually, it's a lot more painful to deal with them. Their best quality is that online process of setting up a work order, but there's an issue with the call center. They have this script that they read where they repeat back to you what your problem is and tell you how sorry they are that you have that particular problem. At first, it sounds they really care. But any time there's an issue, there's so much pushback and bureaucracy that they make you go through. I've been using American Home Shield for years, and they treat me like I'm some scum off the street. It is terrible. Whenever things go bad, they go really bad, and it's frustrating to hear them ‘cause they'll read the script but you know that they don't care.

    I had one guy that was laughing at me as I was telling him, “I've been a customer for so many years. How can you guys treat me like this?” Out of all companies that I use, American Home Shield is the company that I feel cares the least about me as a customer. I've had them since 2009, and it's been the last five years that they've been like this. I don't know if they underwent management changes or process changes, but they are getting worse. I'm just waiting for this final contract to finish then I'm planning on finding a different company. They've also increased the prices over the last few years and I don't think it's worth the service anymore.

    I did a claim for the toilet that was not fully flushing. A plumbing company came and looked at it. They said I had to change the toilet. They didn't do much and left. At an earlier time, they came and changed the mechanism, how the toilet should flush. But with the new mechanism, the tank will not empty till you hold the lever. I've had this toilet for 20 years, and I've never had the problem till they put the new mechanism.

    I have been with American Home Shield for tens of years. I had canceled previously but they kept on calling wanting us to come back. I negotiated. Three years ago, it was $35 for all my four houses. But without telling anything, they keep on jacking the price. Now, it's $62. I'm not too happy and I may cancel it because this is too much. I'm not going to recommend anybody to them because this is scam. Their service is not very good.

    I like the plumber from Darren Aucoins Plumbing a lot. There were two items on the claim. One was the bottom sink where a faucet that connected to the plumbing was corroded and rusted. He replaced that. For the water heater, it's an old one to where it's started leaking. We have had to lit it often because it discontinued heating up the water. He ended up recommending to replace it since it was not gonna last long and we'd have to do that over and over again.

    Although it takes a little bit longer for a vendor to come and do the service, I like the convenience of having American Home Shield. But there are a lot of companies that are offering the same coverage but for a lesser premium. I'm thinking to review everything before I renew it. I just found out that they increased my premium again for more than $200. Plus, they added $25 for the service fee. The premium should stay the same no matter what. The price is getting higher and higher every year and the coverage is lesser than it used to be.

    Because I'm a Realtor, I refer a lot of people to the company. I didn't get any emails stating that they already increased the premium. I advised my client the amount that I had on my record, but when I called American Home Shield to register my client, I found out that it's a different price. I had to pay the difference. I've been a member for years, and the coverage before is more. Now, with my client and me, I have to struggle to where I have to tell them the problem, that the company should shoulder all the expenses. But now, they're telling me that there are some items that are not included so I have to pay that from my own pocket.

    I’m paying $70 per month for a plan that is supposed to be highly recommended. One tech came to fix a heating element for a dryer; tech said he didn’t work for American Home Shield so I asked how did he thought I got his number? He broke the garbage disposal and never sent an invoice or diagnosis to AHS. My second return call tonight. 40 minutes hold time while she went to research the claim. Was on hold so long, the Survey questions came on asking to rate the Customer Service. They threatened to take it to Collections but they take my $ and no repairs, no service requests for the dishwasher. Could have bought myself a new dishwasher waiting for them to get on the phone.

    The toilet in the house did not work, so the bathtub didn't work. The toilet in another room that could be used for a while went out as well. We called AA Plumbing on a Monday and they said, “Oh, we can come out on Thursday.” But you can't really hold it that long. So I called Home Shield back but they weren't able to do anything about it. I ended up calling somebody else and paying for it out-of-pocket. I told Home Shield to put my money back on from my copay. The techs were very unhelpful.

    I would never recommend the guy that we dealt with from AA Plumbing to anybody. I told Home Shield that and I wanted somebody different, but they didn't have anybody different. He was terrible. I don't want him near my house. I got somebody that was very efficient. I have had problems before, and I have called American Home Shield out on different things. But for the most part, if they could get somebody, they were efficient. I had a garage guy out and a ceiling fan guy out, and some other things that went very well. But sometimes, getting somebody is really difficult.

    My dishwasher wouldn't drain. The tech came out multiple times, so it took him a little while to fix it. Being a military guy, I like the way he analyzed it. He tried to repair one piece. It didn't come out the way he wanted to. Then it would leak in some way. He came out and fixed that. I can't be mad with somebody if another issue pops up and they had to analyze that issue also. So they did an outstanding job for me.

    One of the issues I had with American Home Shield was when my AC unit kept having issues and every year, they came out and put Freon in it. So they were charging me $1,400 to $1500. I got mad during COVID and I told them about it and they said, "Well, you got to pay." I said, "No, I'm not paying. Y'all need to fix this. It don't make sense. Every year, y'all have to come here and put Freon in it instead of repair the issue." I was done paying $4,000 and I paid them money every month. I also told them, "Listen, I got American Home Shield for my mom. I had American Home Shield for y'all and never missed a payment during COVID. Y'all never had to worry about me paying you off. And this is how y'all treat me?" So I told them that I needed to look for somebody else.

    After I said that, they brought somebody here. They replaced my AC unit. But when my contract came up, they started charging me $50 more. So it didn't go from my regular amount. Then they increased my monthly premium. It really pissed me off. But it ain't gonna kill me and my wife to pay that amount. I understand that they got to raise the rate because, during COVID, people weren't paying. It was just the way they did it.

    My garbage disposal was torn up. American Home Shield replaced it. I had no problem with them. The contractor came out and did a good job. The claims process was easy because all I did was call. The contractor called me back the same day. But I had to postpone it and it wasn't a problem. They did promise to come out. They came out on the 3rd of January and the tech was fine. He introduced himself and went in there and checked the garbage disposal. So far, so good.

    I had a claim before and the plumber that came out was awful. I had to call him back and I ended up paying him $200 to do something in the backyard. But I didn't want him back out here. I called American Shield and they refunded what I paid for the service call, but not the $200. But this recent plumber here was good. So far, I had no more qualms with American Home Shield.

    The communication level of American Home Shield reps in explaining things is sufficient. Also, their rate is really good. But I don't like the fact that if we don't use it the whole year, there's no incentive that we get some of our money back. I haven't used American Home Shield for the whole year of 2024, and the first thing I used it for, I had to still pay $2,400 because I needed a whole new heating system. That was ridiculous. They said that was just the price that we had to pay for them to install it. Three years ago, I had to get a water heater done, and they paid $100. But I still ended up having to pay $900 out of my pocket. They're not giving me what they're saying in their contract.

    The home warranty agreement is designed to lower the costs that you would normally pay in any situation. With the replacement of the furnace, you had to pay $2400 for modifications and code upgrades, which are not covered by the warranty plan. The contract does list which items are not covered for all home systems, so that it should not be a surprise that there going to be some expenses involved with any major repair. AHS completely covered the cost of the furnace and the labor of the tech to install it. This means that you had a complete furnace replacement for only $2400. Using a commercial vendor without having the benefit of AHS, this same repair could easily cost between $4000 and $10000. In this instance, AHS provided significant savings to you.

    The contract agreement is designed to reduce costs. It does not eliminate them completely. Our team always provides transparency into this by listing specifically what is and is not covered in our repair authorizations.

    I had some bad experience with American Home Shield but when I tried telling them, they didn't do anything. They sent an electrician out but he clearly misdiagnosed the issue. After misdiagnosing it, they told me that I had to hire somebody to rip off the wall so that they could go and look at the wires behind the wall. I tried calling American Home Shield and talking to them. The rep said that she would recommend that an electrician rip off the wall. Not just anybody, because somebody else would take out dry walls from areas they don't have to. I told the repairman to go ahead and do it but they said it was not covered. I told them I would pay for that part but they said they were not going to be available for a month.

    I got my own person go out there and he fixed it within an hour. It was just a loose wire in the outlet. I had to pay 125 out of pocket, go through all that, and pay the other tech too. It was incompetency and bad service from the vendor and American Home Shield. One time, they replaced furnace. They sent somebody out and said that we'd need modification. The amount of money they were charging for modification was more than what I could have gotten if done myself. I told them to give me a cash-in-lieu option, so they gave me 600-some dollars for the whole furnace replacement, labor, and parts. I took it because that was better for me to do it than to pay the American Home Shield vendor the modification cost.

    There's some unethical stuff going on. They are able to put some stuff in the contract and they're getting by with it. But that's not good and it's not gonna keep customers. I'm paying more overall than what I'm getting and this kind of service is not encouraging at all. I have so many houses, and they're gonna come out of American Home Shield. My friends will join so it's a loss for the company.

    My latest claim with American Shield was for an HVAC service repair. It got resolved. However, my previous repair person failed and put on a part that was not to standard. It caused more damage to the system. The part had to be removed too, but most of, it was soldered. Everything's working okay now as far as I know. As far as American Home Shield, they could be a little bit more responsive. They could stop piecemealing my HVAC, too. I'm paying the service and I've been paying it for years. So, if a replacement is needed for the system, then they should replace the system. They shouldn't try to keep salvaging and Band-Aiding the system and really bleeding money out of me. They're getting money out of service costs and I'm always paying these additional out-of-pocket fees that's not covered.

    I've had American Home Shield since I purchased the house in 2010. There have been a couple of years that I let it expire and added it back on a long time ago, but I've kept it for many years. I'm in the mortgage business, so I see too many things go wrong with houses. I just thought it is important to have. What I like most is that I have somebody to call even if I wouldn't normally know who to call. I know that they have people they can send out. What I don't care for is, sometimes those people that come out have to go back to American Home Shield multiple times in order to get something covered. They ultimately cover it. When I did live in the house, I just had a cooktop. The first time they submitted the claim, it was like, "No, it's not covered." The repair people were like, "It should be covered." That took a lot of back and forth.

    If a claim is a simple one, it can be handled in a short period of time like within a week. And if they have to order a part, it takes about two weeks. On the house that I used to live in, I had a couple of claims. One was for the oven and one was for the cooktop. Those took a while. They're expensive, so they probably didn't want to pay for it. Other than that, overall, having the coverage brings peace of mind. Even though some things may not get handled to your high standards, it still gets handled and saves you money.

    You can call American Home Shield and get a service technician assigned. But they don't come the next day. It's a little slow. We had a situation that went on with the refrigerator for a month and a half. In December, it stopped working due to a coolant leak. After we did the claim online, we waited for American Home Shield to assign somebody. They came but I wasn't there and they didn't tell me what was going on. They couldn't do anything and it ended up being a very big problem. This is a $15,000 refrigerator, and American Home Shield gave us $1,500 toward a new one. It was less than they were supposed to give because they took all these fees off. We ended up buying a Sub-Zero, which with the cabinetry changes and things we had to make, it's gonna be over $20,000.

    I've also noticed my fees have gone up from $109 a month to $120. We're not that happy with American Home Shield and we're considering on canceling the service. In the last 10 years, we've spent about $10,000 monthly fees to them. There have been some calls over the years, but when we get to these high-end expensive appliances, it doesn't work out very well. They have limits on what they'll cover, and we've got some expensive stuff with the type of refrigerator. Plus it took six weeks to figure this out. They kept sending other people, but some people weren't qualified. I had many conversations with them. They sent somebody out, then they had to do a follow-up and someone couldn't come for 10 days. I finally got to a good guy at the end that knew what was going on, and he helped us at least get them to understand that the refrigerator was not repairable.

    When May Heating and Air came out, the initial issue was my heat and air. My unit wasn't operating. The tech went under there and said he couldn't do it because he said it wasn't attached. They told me I had to find somebody to attach it. When I found somebody to attach it, he said that it was attached when he went under there. I've been with American Home Shield for 18 years and when stuff breaks down, they were supposed to cover. I called them out to do my water heater and the tech sees it's leaking. They wanted me to pay $1,200 because he said something else like electrical.

    I just said I'm gonna cancel them and be through with them. I just keep giving them money and they aren't really producing on my behalf. I am very dissatisfied. I'd tell others not to purchase it and to find another one. They don't produce what they say. I'm a long-standing customer. The thing is I've been with them so long and I don't ask them for a lot. I haven't used the services a lot. It's like they aren't giving me anything.

    Savvytech has been out for several things, most recently for the oven that had a error code on it. They are excellent. The technician was knowledgeable, friendly, time efficient and thorough. However, there was one company that American Home Shield sent out to fix my stuff and at least twice, I've been dissatisfied. I had another issue with the oven but the repairman said there was nothing wrong with it.

    When he walked in, he didn't identify himself and I couldn't understand his heavy accent. I told him the temperature wasn't being regulated. He asked if I was using the convection. I told him I was because that's supposed to be for more even browning. He said I should try a lower temperature. I told him that didn't make any sense and the convection was supposed to be the most even option. I called the appliance place where I bought the oven. I asked the rep and put him on speaker phone. He said what I was doing was the correct way, that the most even browning would be to use my convection.

    I have told American Home Shield several times that I didn't want this company to come back out. But this last time, they said I had to have this person come out for the oven. I didn't like that knowing I'd already had a bad experience with them. They charge $100 for the deductible for the contractor to come out but I felt I just wasted my $100 on that company that I didn't like that came out. But everyone else besides this one company has been fine.

    I am gonna continue to use American Home Shield. If you want to submit a claim, you can do it online. With the recent claim, my issue was the login, but it wasn't hard to do even calling in. They are pretty responsive and whoever they're working with usually gets out in two days. However, their rates have gone up so crazy. I used to pay $60 some dollars three years ago, but now, they're $90 something.

    I had American Home Shield when I first bought my house. I've been protected for over 20 years, and I love the service. Its just sometimes the people that does the work does not do well as I want them to be. They give you an 8-hour window. Nobody got time to stay home for eight hours for anything to get looked at. That's too much time. I don't like that at all, but everything else is okay.

    I had a claim where Subcooling Services came out. I ended up getting another appliance. They fixed the hose, the washer and the refrigerator. The refrigerator got fixed, but the washer never did get fixed. It wouldn't finish the cycle. It sounds like people knocking and banging trying to get out of it. It was always on level, and it was leaking from the bottom. They did have to replace the hose. They said they replaced the springs, the stabilizer on it, but it was still unbalanced. So, they had to replace it. There were a lot of things wrong with it. It would cost more to fix it than to get another one.

    I've been protected for about three years with American Home Shield and I've had them previously as well. Previously, I've been very positive of them. But now I’m thinking about taking them to small-claims court to collect $280 from them. With the onslaught of outsourcing to call centers, the language barrier is horrific. While they understand simple words, they cannot comprehend or put into play a series or phrase of words. My dishwasher went on the blink and stayed on the disabled list for close to five months. It was all because of miscommunications, not only with the people and the language, but also their computer screens.

    On the day that my dishwasher broke down, I went online, and I requested service. I went down the different item lines. The dishwasher was only labeled in kitchen so I selected it. The repairman, John, who's now retired from A&E Services, came out, pulled the unit out and said he found what was wrong with it and he could order it. He also said I got a leak which he doesn't fix. John told me to get the plumbing issue fixed and they'd come out and finish the job. I called American Home Shield and they said it was a plumbing issue, not a dishwasher issue. I told them the dishwasher wasn't working, and we didn't find out about the plumbing issue until the second.

    I requested the second service call for the plumber. Under the category of plumbing, they list a whole bunch of items but not one was a dishwasher. I went back to kitchen, selected dishwasher and said I had a plumbing leak. They, at first, was gonna send out Sears again. I called them up and told them not to send Sears as they don't do plumbing issues. They said I assigned the issue to the wrong category. I explained it to them, but they did not comprehend what I was telling them.

    I went down to the plumbing thing and selected plumbing. Lo and behold, they charged me again. I called up American Home Shield and asked if I could speak to someone in the US. But they said no. Supervisors are never available. This thing lingered. Finally, they sent out Shore Plumbing. But I had to pay for yet another fee. I called a plumber and he said it was not an emergency and he wouldn't be able to get out to me till about three weeks. He finally came and fixed it, and it cost me $225. I called A&E Services and they said they couldn't come out as the ticket was 30 days old. I told them nobody told me about 30 days but they insisted I was.

    I have been an AHS customer since 2019. Now that I am in an emergency, AHS has failed to provide urgent help. Three days ago, my gas company shut off my gas due to leaks in multiple gas pipe couplings, including ones connected to an AHS-installed water heater. As a result, I have no heat, hot water, or stove in freezing temperatures. AHS assigned my claim to a plumber who does not even perform gas pipe repairs despite repeatedly telling AHS they lack the necessary equipment and qualifications. The plumber ultimately canceled the dispatch, leaving me stranded.

    Since then, I have spent hours on hold, making repeated calls to AHS, yet I still have no resolution.     My pool pump was not working. The techs came out and they fixed one part in the pool pump. However, it was making a noise. I called them back. But I was told they don't cover noise, that basically, my pool pump is gonna end up going out, but I have to wait for it to completely do so before they'll do any kind of fixing or replacing. The first time around with the pool pump went very easy. However, typically, getting things resolved with American Home Shield is not easy. It's quite horrible dealing with them.

    Comfort Experts came out for the furnace. The tech told me it needed replacing. The wires were shorted out. They wanted 2,600. They said my furnace is covered, but they need to do other things to modify it and put boards on the floor so they can get to it. If there weren't boards on the floor, how did they get to it the first time? I paid out of pocket, but it was nowhere near that much. They repaired it. But they said it was something else than what the tech said.

    At the same time, that gentleman told me my hot water heater was leaking. I paid another $125 to get the hot water heater guy to come out to give me an estimate. He also said my hot water heater’s covered, but he wanted $3,400 to put boards on the floor. I don't like the claim process at AHS. Everything is horrible about it. You gotta pay upfront for the people to come out. Then the people they send out are ridiculous. I am dissatisfied.

    I've been with AHS for a long time, because I had a house prior to this one where I had American Home Shield. At the time, their plans didn't always cover what I had. But now, they have options and I'm able to cover a lot of things. I've also found doing my claims online to be faster and easier. At first, I kind of resisted that than doing it on the phone. Before, I would try to call, but it took forever to get through to a live body. But when you put in a request online, they respond right away.

    Recently, they sent us South Placer Heating and Air to fix our heater, which died in the middle of winter. First, they thought it needed a new circuit board and when they put that in, they were able to diagnose it that it needed a motor and a switch. So, they came back out. It was tough going without for a little bit since we lost our heat in the middle of winter, right before Christmas, but they had to order the parts. The people who came out were super nice and they got the heater fixed up in a timely manner. Once they got the parts, they were right here. They also gave us really good estimates on how long it would take to get the part in.

    All the service I received from AHS has been good. But the warranty did not work the way I expected it to based on their advertisements. I have a stove which I have been using for 10 years by September 15th this year and recently, the cooktop got a crack. I submitted a claim with AHS and they sent out a tech. But he did not fix it, then he wrote a report to American Home Shield that the issue was not due to wear and tear. Aside from the crack on the stovetop, I also complained of the burner that was not working. But he didn't bother looking at it and that was never mentioned in his report.

    I told AHS that I was not satisfied with his service and asked for a second opinion. They said that I had to pay another service fee for that. But if the second opinion will have the same result as the first opinion, then I would have paid almost $300 for service fees, and a brand new unit of this stove is less than $700 at Lowe's or Home Depot. In the end, AHS didn't offer anything to resolve the matter, so I didn't renew with them.

    Our fuse box was blowing again and two different switches were defective. The electrical company came out within three days from the time I submitted a claim with AHS, but the contractor responded very quickly and got a person out here even earlier than they said they would. So, they did a great job. I've had a lot of other companies come to us and say they could do the job. Usually, they're just a few dollars cheaper and I don't know how they'll respond. Compared to that, AHS has been very responsive. The only complaint I have is their rate per month and their charge per service keep going up. I understand that that is part of what we're dealing with in the country, but I hope that those will come back down if inflation goes down. Other than very pleased, I've been very pleased with them.

    When my commode stopped working, I made a claim through American Home Shield online and it was easy. They designated TAZ Plumbing for my claim and there were no issues. They tested my commode and said that it was old and they were gonna have to wait to hear from American Home Shield whether or not it was gonna be replaced.

    Our heating system was off and it kept tripping the socket. We called American Home Shield and scheduling took a lot of time, but it was easy. It took about two days for someone to come and fix our heating system. The person from Clifton Heating replaced some things and said something was wrong with the socket, so the whole thing had to be fixed. They didn't replace much. They just tightened things up and put something through it. So far, so good.

    Somebody recommended American Home Shield and we've been with them for over 50 years. I like that they send people out who come and fix the problem and the affiliates are good.     The first person that came for the dryer that wasn't heating up couldn't speak English, so we couldn't communicate. I had to call American Home Shield and somebody came back. He spoke English and it was alright. But I gotta call them back and tell them they gotta send them back out ‘cause now the dryer clucks and is making noises which it didn't do before.

    American Home Shield makes sure that people came. I went five times with Sears, then they switched me to United because Sears was bad. I've dealt with United three times. It's taken eight tries to fix my dryer. American Home Shield should replace my dryer with a new one. It shouldn't have taken that long. I don't like that. They are disrupting my household. People have to stay home from work or come home early from work just to check that dryer out. That's a big inconvenience. A person shouldn't have to come out almost 10 times for American Home Shield to replace the appliance, especially when every month they are getting their money. Money is coming out my card every month since 2023. Also, they need more people who speak English as I may have to ask questions.

    Funky Plumbing came out twice for the same thing. I had a leaky faucet in my kitchen and water was getting underneath my counter. I thought it was the spout of the spigot. When the plumber came out, he examined the area and realized it wasn't just the waterspout, it was the whole faucet area. He replaced the faucet area and the spigot. But he came back again because the spigot was still leaking. I think that particular faucet leaks automatically so I just try to keep it wiped up. I don't worry about calling him back because he did what he was supposed to do. The first couple of times, the contractors who came out were good. Later though, they started being a little lax. But Funky Plumbing was the best. The plumber was more concerned and focused on making sure whatever he did was corrected.

    I have American Home Shield on my rental property and my home that live in. On the rental property, the rate doesn't go up. Maybe because there are less claims. But the one on my home has constantly gone up. I don't like that in the last 3 years, my rate went up each year. Nevertheless, American Home Shield works when you are in dire need. I've had great service except for one or two times. I love that the contractors come out in a timely fashion. I'd rather pay the fee upfront than to have to be bombarded with a big lump sum of buying a new appliance or for plumbing and other issues.

    American Home Shield sent someone out to fix the pool. He didn't fix it. He just changed the rubbers around it. He didn't get to the main problem. It took him about a month and he kept coming with one piece and offering other jobs that the company doesn't cover. As far as the technicians, I never knew when they're coming or leaving. There's no communication. I just have to see them outside and go there. The problem wasn't Home Shield. The problem was the technicians themselves.

    Other than that, I've had other claims with American Home Shield, and they've been excellent. The only thing Home Shield didn't do right is when I complained about the guy three times, they offered to send another technician and based on his report, I had to pay again if the same problem exists.     I wasn't impressed with the last plumber that came out. He was out here three different times but did not rectify the issue at all. I don't think he knew what he was doing. The issue was on a toilet that kept running. Periodically, you'd hear it run water. He said we probably need a new toilet. But I was very impressed with the plumbing fella that was out here prior to that. American Home Shield sent him out for my garbage disposal and the other toilet. He was quick and clean. He did the work, but a couple of days later, it started again. I didn't want to call American Home Shield again because that would cost me another $100. I already paid $100 twice. I decided to hire a private person. I went and bought toilet for both sides of the house, which cost me over $1,000 to change. The guy that was here said that American Home Shield did not cover anything from the toilets so I paid $255 for each one to be installed and $249 plus taxes to buy the toilets.

    Additionally, American Home Shield went up again on the price. A month before they raised the price, they sent a message that if I call for service, it's gonna be $100 now. It used to be $69. I've had American Home Shield for about 12 years now and I've only called them three times. Another appliance broke too and I didn't wanna deal with that so I bought a new one and threw the other one away.

    American Home Shield sent SimpTech for the secondary refrigerator that was not cooling. It was the thermostat and they had to order the part. The repairman came a week later to install it. He was on time and extremely efficient and professional. Over the years that we've had American Home Shield, I've only had one issue with it. It was a thermostat issue and the guy refused to hear that it was a little deeper than that. He blew three fuses and had to come back another day rather than getting to fix the problem. That annoyed me a little bit. But outside of that, I've been very happy with American Home Shield. They provide valuable service to someone like me who doesn't know how to fix anything.

    5 years I paid for my service and when my family finally needed major work the company failed us. My home is a foster home and while having 6 children in my care this company left us sit for 16 days in the middle of winter with no hot water. I called almost daily to be told "its being ordered tonight" only to have it not ordered for over 10 days! When I tried to cancel they continued my account taking 2 more months of fees and finally cancelled when I threated to charge them with fraud! Do not use this company they will fail you!

    I would give 0 stars if possible! Set up a repair on December 2nd to have my dryer looked at, on December 6th the repair technician came out said he knew the issue and would order parts. Come the end of December still no contact from repair company and when reach out I’m told parts are on order. I wait another 2 weeks and reach out and told the same thing “parts are on order” so I give it another 2 weeks and this time I request to cancel my warranty or give me a different company to fix my dryer. Long story-short there are no other companies they contract with and try to reorder parts after 2 months. I ended up cancelling the warranty and working on getting all my money back. This was the 1st attempt to file a claim and would never recommend to anybody in Tucson area.

    My water heater had stopped working and the pilot light was out. The Plumbers Inc. tech came out, took some parts that had some build-up, and cleaned it off. But then when he put it back together, he tried to turn it back on and it didn't come back on right away. He did something else and it came on, so I don't know if it's going bad, but we have hot water now. I've had AHS for years in case something breaks and it's worth the while. It's peace of mind and it’s insurance. What I like the most is how easy it is just to call in and get assigned a technician to come out. But there could be faster times for the technicians to come out, although I know it's not up to AHS. If you call on a Friday, they say they're not going to come until the next Thursday or whatever.

    I recently filed a claim with American Home Shield and had quite a mixed experience. Initially, True Appliance, the technician company they sent, provided prompt service and were efficient. Eventually, my father and I had to fix it ourselves due to the urgency, and as expected, American Home Shield stated they wouldn’t reimburse us because we did the repair independently.

    I had a frustrating experience with American Home Shield regarding a repair that was needed for my washer. The hinge on my washer door broke, and when I first contacted the home warranty company, they didn't even ask for the model number, serial number, or brand of the washer. They insisted on sending someone to inspect it first, which seemed unnecessary since I already knew the issue—a broken door hinge. It took about a week for a technician to come out and only to confirm what I had already told them.

    After that, they said they would take a picture and order the part, which led me to question why they hadn't gathered this information earlier so they could have brought the part with them on the first visit. Then, for the follow-up appointment scheduled a week later, the technician never showed up, nor did I receive any call notifying me of the delay. When I contacted them, they said the technician was too busy and rescheduled yet another appointment for nearly a week later.

    So overall, the service process was quite inefficient and frustrating, stretching out a repair that could have been handled in a couple of days to nearly three weeks. The repair itself, once completed, was satisfactory, but the drawn-out process and lack of communication left much to be desired. They could have solved this problem by asking all the information and bringing the part with them and they could have fixed it on the first visit.

    I have been with American Home Shield for over a year, and while I appreciate the coverage for repair or replacement, the claims process needs significant improvement. As of now, based on this experience, I'd rate my satisfaction with AHS at a one out of five. I even called and told them how I felt about it.

    I've had American Home Shield for about 2 to 3 years, and I generally like them since I use their services for most of my rental homes.     Every time we have a claim, AHS always finds something else to cost us more than the original fee, so we're not happy about that. When our dryer was not working properly and we made a claim, the tech came out a day or so later and my wife met with him. She didn't have a problem with him and so far, everything is still working. But the repair cost us three times more than we thought we were going to spend. Our warranty is expiring this week and I’m not sure we're going to keep AHS. They're kind of pricey at 800 a year plus 60 some dollars a month, plus $100 per visit. I've got better offers from other companies, so I might go with them.

    We had a technician come out to work on the washer. He said we had a faulty pipe because it sprayed. It had not been spraying for us that we noticed up until that time. He did what they call a transfer. American Home Shield sent out a plumber who fixed the problem. But in order to fix it, he had to cut into the wall, and he fixed it. They came back out and finished working on the washer and fixed it. We called back to see if the coverage would include fixing the hole that was cut in the wall, and we have not heard anything. Other than that, we've been with AHS for a long time and not had a lot of issues. Most of the people that they have sent out have been helpful. AHS is good to have. It's very helpful to have someone to call upon.

    Palmetto Breeze HVAC was supposed to fix my HVAC unit but I've been dealing with issues and waiting on a part since November.     I would give them a zero if I could. What a complete waste of time. The "service pros" that they hire are completely incompetent or overcharge on their service such that the warranty is useless. I had a dishwasher break in October 2024 --it's January and still not working. On multiple calls, I asked them to send a different pro and they refused. Finally, after 4 trips the "pro" sent the ticket to another "service pro" because per AHS they weren't familiar with our brand of dishwasher---but they were when they first came out? We'll see if the other "pro" is able to fix it --he did realize that the first pro had actually put in the wrong part. Now, trying to get the microwave fixed that the first service pro made worse and because past 30 days -they want to charge another service fee, even though I had made multiple calls noting that it wasn't fixed either.

    I've escalated twice, it's not worth the hassle. They literally do everything they can to avoid honoring the warranty.     I needed some pieces replaced because the heat wasn't turning on and American Home Shield sent a great company out. They took care of the situation and the heat was fixed. The tech was very knowledgeable, patient and formal. He took his time and even showed me what the issue was, and checked everything to make sure that it wasn't just a particular problem. He found out that there were other issues. So, everything got fixed instead of just coming out, saying what the problem is, replacing it and leaving. I will recommend them. We're in inflation so the price goes up every year. But they get great companies to come out and service me when I need them. Even if it's on a weekend, they handle it within 24 hours. AHS sends out maintenance information. I've printed out what you should do when springtime and winter come when it comes to maintenance of things around the house.

    AHS has been good. When I call, I have no issue getting somebody to start my claim. Recently, my electricity wasn't working and my refrigerator was out. When I called the person that they provided to me, it took them two weeks to come out. It was during the holiday, but we had to get an extension cord to hook up to the refrigerator because if not, we would have lost everything in the fridge. But that was the only issue I've had. The techs come usually and they're very professional. I'm very happy with AHS and I referred somebody who just signed up today with them.

    I have 2 accounts with American Home Shield. One in the state of Texas and 1 in Florida, the problem that I'm having is the state of Florida. I have a tenant in my property with a stove. Not working since January 13th, and it is now January 20th. And they tell me they cannot locate a part that call me today and finally tell me they located it part and it won't be here until February 3rd, that is unacceptable, the tenant is an elderly man needing his stove. We are filing a report and my property management company is also dealing with the retention department on the real estate side?

    I would advise anybody that is, in the state of Florida. Do not get American Home Shield. They're going to keep giving you the runaround and not replace your appliance. I don't have this problem in the state of Texas. I don't know what's going on with American Home Shield. In Florida, advanced hair guarantees new hair growing into. I don't have this problem in the state of Texas. I don't know what's going on with American Home Shield. In Florida, I will be canceling this account. When this is resolved, buyers beware.

    The handle on the freezer door fell off and I went through the phone to file a claim and it was good with the rep I spoke with. Appliance Guy came out and their service was very good. The tech said that it looked like the handle hadn't been properly installed in the beginning and they repaired it. I would tell others that AHS works.     American Home Shield takes a little longer than just calling someone out myself. The service takes a couple days sometimes. But it's been okay. I had a problem with my pool equipment and the contractor came out the same day. The techs replaced the valve on the plumbing and fixed it up but they had to come back a second time because something wasn't calibrated right. But they did it right and they came out right away so, it was great. There are no more issues and it's all perfect.

    American Home Shield did they said they would do. However, I don't know if were supposed to contact the people or they were supposed to call us back. I know those people are busy, but we never got a phone call until we called them back. But when we call AHS, they would contact us. They tell us when they would come out and they come out when they were supposed to.

    Our hot water heater quit working. We had a flood, and it was all over the place. The tech came when he said he would. He did a great job. But when it came to replacing some of the things that would be extra, he didn't replace those. He used the same one and charged us $200. We tried to call them back, but they never returned our phone call to make sure that stuff had happened. The dishwasher was a different story. The tech did great. He came when he was supposed to, fixed it, and he was out of here.

    With American Home Shield, the claims process is I can go online or call. When I call, sometimes I get service personnel and there is a language barrier. Besides that, the contractors that are skilled to do the service have been okay. I've only experienced two that were not skilled. When the flames on my stove went out, I called American Home Shield for service and paid the $100 initial fee our contract states. They said I can do a virtual because they didn't have a serviceman in the area that was skilled to look at a Thermador stove.

    I purchased the house with that brand of stove, and my contract states that I can get up to $4,000 on an appliance. The cooktop is over $4,000 a unit. American Home Shield wouldn't honor the contract, so the company is a fraud. I'm still having a concern about my cooktop that has never been resolved. The problem is my cooktop igniter and I can't order parts if there are no parts available. They can't even secure the parts, so how can they repair it?

    I've had AHS for several years on a couple rental homes. If you have a simple service request, the system works pretty well, but if you have needs beyond a service request, AHS is a horrible person. They will take your money easily but it's very difficult to contact the company to speak to a live person. I think their call center is all overseas. AHS doesn't post a customer service phone number or email on their website. There is no "Contact Us" button on the main webpage. If you scroll to the very bottom of the website, there is "About Us". On that page there is a contact us and the only options they give you is: FAQs, Home Warranty Sales and Service Request. They really don't want to hear from you!

    HVAC at one of my rentals is 40 yrs old. Paid $125 for the service call. Tech says, "It's a freon leak, we can fix it, but it won't last." So, AHS won't replace anything as advertised UNTIL the system completely is unfixable. I ended up paying another company $6400 to replace the HVAC. I've had several service calls for appliances (ie. stove). Techs say they fixed it, but months later it still doesn't work. So I have just replaced the dishwasher, clothes dryer, stove out of pocket.

    I wouldn't recommend AHS to anyone. I had an Old Republic Home warranty down here in AZ in the past, they seemed to be much more user friendly and seemed to provide way better customer service. So, I called AHS to cancel the warranty. Two representatives spend a bunch of time telling me why I should keep the warranty, finally got the second rep. to cancel the policy. Received the cancellation confirmation and AHS charged a $31.99 cancellation fee. A company that doesn't clear post any customer service contact info and then charges a fee to cancel isn't a good company to deal with in my opinion. I'll never use them again.

    I'm not pleased with American Home Shield. It’s on my to-do list to call and cancel my service with them. They increase my deductible every year. And every year, less and less gets covered. My furnace wasn't blowing hot air and it wasn't staying on consistently. I submitted the request with American Home Shield, and Fast Response came out. That was a questionable experience. The first tech that came out was okay. He was frustrating with telling me all this work that I needed to get done, and had me sign a contract to get all that work done. They ended up not doing all of the work. I'm still waiting on a refund from them.

    The second guy who came out who did the work was efficient. He realized that the first guy was wrong about what was wrong. Andrew said that there was nothing wrong with my furnace. I needed only ductwork in the house. And Philip found out there was something wrong with the furnace. The gas wouldn't always light like it was supposed to.

    He had to fix the furnace first, and started on the ductwork. But he ended up not being able to come back to the house. AHS ended up having to not let him come back. They sent out a third guy, but he showed up at my house unannounced at 8 AM one day. And then they sent Brian back with Austin, to finish up the job. They only put in a bit of ductwork. They didn't put the three new lines in that they said they would. I was supposed to get a refund for that. And they took off some vents, but they haven't put the vents back on. They were supposed to come back out and put those back on. They told me that with the work that they did, two of the rooms that I was having issues with heating, they said would heat much better. They're not. The furnace is working and the house is warm. But two of my rooms upstairs do not get great heat coming into them.

    I started with American Home Shield in 2008 and they used to be a lot better then than they are now. I had a problem with the dishwasher but apparently, I have a rodent which caused part of the problem and that was not within their purview. Also, they were gonna have to send an appliance person out but since I already found out before that that the appliance person wasn't going to fix that, I canceled that appointment. One Plumbing, though, said that I need the faucet replaced because there's a problem with the pressure between the faucet and the spray. It causes problems with getting any water pressure through the faucet. But they have not been back. I have not been happy with American Home Shield. This one is the least of my problems with them.

    I had an issue with my air conditioner and in the heat of the summer, it took them eight weeks to fix an air conditioner. I was without AC for the hottest summer we have had in a while. They finally fixed it after eight weeks and then, they screwed up the heater. They even got it all over their stuff that it was improper installation and because of that, it caused a problem with the flue for the heater, which meant that they left me in this house with a heater that if it accidentally got turned on, could cause me to die from carbon monoxide poisoning. They refused to pay to fix the flue and they said that they didn't fix that, even though it was their fault that it was broken in the first place. It got super cold and I had no heat whatsoever. They finally sent somebody out and that person said they fixed my heater but then they called me back the next day and said, "Oh, American Home Shield is not gonna pay for this, so we need money to pay for this." I had to pay them $275 the day after. It was $125 cheaper than what their other technicians had told me, though. The other technicians had told me $400. American Home Shield is on my bad list. I have a couple of other things and I'm gonna see if they get fixed through American Home Shield and after that, I'm canceling them.

    We had people out for the plumbing and when we did that claim with AHS, we were without water for several days. We also had a claim for the heating unit downstairs and the techs immediately came out and fixed it. They did a wonderful job. But with the plumbing, it was not the same. It took a little bit longer and the techs came out four different times. The first time, it was a different company and they showed my husband and I more about our water, because we have a water pump underneath our house, which we'd never had before. We changed out the filter and we thought everything was fine. Then a few weeks later, it broke again. So, a different company came out and they told us that we needed a whole new system in the front yard. They replaced the well pump then they said that there was another piece that eventually would have to be replaced, but at the moment, it wasn't broken. And they fixed it and left.

    Then system kept slipping. My husband knew how to fix it, so he went down and fixed it several times. Then finally, it completely broke and we had to call somebody back out to take a look at it. The first time AHS sent somebody out, the guy wasn't qualified to fix it because he had to have the electrician license as well. So, they had to send somebody else out. And the last time that they finally came out, the hurricane was coming through. The home warranty was closing down early that day and the techs couldn't contact them to get all the paperwork through, so they went ahead and replaced the system for free.

    When we submitted these claims with AHS, they made contact with us within 24 hours and they were very helpful. It was the companies that we had more struggle with just because they had to deal with as many clients as they have. We're very happy with American Home Shield. They are doing a great job and we appreciate them so much.

    I submitted the recent claim to American Home Shield, and set up an appointment with the technician. She came and figured it out. Everything was normal. I had a few claims with AHS that didn't go well at all. They deny based on strange things or very unexpected things. They need to improve the customer support, starting from hiring people who speak and understand English. That is one of the biggest issues. I couldn't understand what the people say on the phone. It's ridiculous. Also, they just read me sometimes whatever sentence they have to. I tried to explain the situation, but they were numb. They didn't get it. It felt like they were trying to scam me.

    AHS has this program that was a terrible experience. They run this program about the new HVAC for their customers. We started to learn about that. They figured that the majority of companies' technicians have no idea what it is. The few who know scam people, like what happened to me. The technician came. He said, “I'm gonna give you a claim.” And gave me very expensive price for this new HVAC. He called me. He waited until I got the quote from American Home Shield and said, “We can do you do the service for you directly, and we're gonna charge you less.” That's a scam. All of them are dishonest. That's why we couldn't proceed with the program, because all of them did that. We tried three different vendors. They overprice on purpose, because they tried me to go directly with them.

    A bumblebee got into a rubber drain plug and it took the contractor three times to find it. They said they couldn't find anything wrong with it. They thought it was just some water backed up in there. After the first two times that Evolution came out, I called and tried to get a different contractor come out here and find out what was wrong but American Home Shield sent it back to Evolution. If a customer said, "These guys came out. They can't get the job done," they should send somebody else out. Also, I wish the prices would come down on American Home Shield. It is $120 a month and I used them three times in five years. But I will give AHS credit because once I paid my deductible or whatever it was to get them to come out, I didn't have to keep paying it. On the second and third time they came out, it didn't cost me another $200. So, I'm pleased with it. If you're in the market for a home warranty, be sure you shop around.

    I started the AHS plan 6/3/24. Had an AC problem in July in AZ. Contractor showed up quickly & put 4.5 lbs of Freon in system. $350 +$100 service fee. AHS gave me $10 a lb. 1/9 compressor went out in fridge. 1st contractor said he did not replace compressors. 2nd contractor could not make make it for a week. Contractor canceled today 1/20. It was very hard to understand AHS call center employees. Easier to handle service without them.

    I’m having a problem with my heater. It runs a lot at night. It's easy to click through the American Home Shield app and just submit that I would like to have someone to come out. I can't talk to anybody. The first one came out and it didn't resolve the issue. He had to come out a second time. When he came out, they decided that it was too complex for them and they needed to refer it back to AHS to a different contractor that was more familiar with the kind of system that I have. This has been painful. It started before Christmastime, and I still don't have heat resolved. They said they could squirt a sealant into it, replace the refrigerant with a different type that is less efficient, and went with the total lowball offer and problem. It was more expensive for me. They only put out a bit of money, so it's not worth it.

    I can only call and speak to somebody else in a foreign country. They would just handle it by email. I have been able to get some nice people, responsive on chat, which is fine. But they haven't been able to help me, or have anybody to be able to work a resolution for me. They didn't coordinate with me. I've been happy with them for years as a loyal customer, and I did not expect to get treated that way. I've been more than eight years with AHS. I shared that with them when I told them I wasn't happy I was handling it. They didn't care. They said there's no appeal process. There was nobody in the US to talk about for a management review. They didn't offer any service to me. Do not to use them. Look somewhere else.

    I recently had an exceedingly frustrating experience with American Home Shield. After requesting their services for an electrical issue with my breaker switch and refrigerator, I was left disappointed. They sent the same electrical company, DT Electric, three times without resolving the problem. They initially blamed the refrigerator fan, but even after it was replaced, the issue persisted. Additionally, I've had problems with my water heater not providing enough hot water. This required another service request, which meant another fee, even though it seemed like part of the same issue. Both my wife and I are seniors on fixed incomes, and this level of inconvenience and added expense is highly frustrating.

    To make matters worse, my refrigerator, which is under a protection plan from Lowe's, has not been functioning correctly. Despite waiting weeks for repairs, the problem remains unsolved, causing us to lose food and deal with immense inconvenience. We've been left without adequate hot water and had to use the guest shower. I'm particularly upset with the poor service and communication from both American Home Shield and Lowe's. Despite paying a monthly fee for what I hoped would be reliable service, I've ended up spending additional money on unresolved issues. It feels like they are not truly supporting their customers, especially those like us who depend on these essential household appliances.

    I recently had an issue with a stoppage in my sink, and Best Way came out on behalf of American Home Shield. Initially, they said the problem wasn't covered because they assumed it was due to grease. I insisted it wasn't grease, as I don't pour grease down my sink and use a strainer to prevent such issues. Despite this, they attempted to snake the line but were unsuccessful. Ultimately, they had to cut the pipe to clear the obstruction, and American Home Shield still didn't cover the repair. This experience was frustrating because the technician prematurely judged that it wasn't covered before completing the inspection. I didn't follow up with American Home Shield for clarification because I was upset. I have had a previous incident with my refrigerator where they had to send someone else for a second opinion because the first technician couldn't fix it.

    Regarding my overall experience with American Home Shield during this incident, I'd rate it poorly due to the unhelpful initial assessment. I pay around $120 a month for their service, which I find unsatisfactory given these issues, and I'm considering canceling. Their online service is decent, but that's mainly because it's easy to input information, even though I can't speak to anyone directly.

    If you’re considering American Home Shield (AHS) for your home warranty, I strongly urge you to look elsewhere. My experience with this company has been a nightmare of delays, incompetence, and additional expenses. Here's what happened to me, and it’s not an isolated case based on what I’ve read from others. My washing machine broke over a year ago, and AHS failed to repair it after multiple attempts. It took them over 1.5 years to replace it, leaving me without a usable machine for 7 months. During this time, I had to spend extra money on laundromats and quarters, adding insult to injury for a service I was paying them to provide.

    The real issue lies with the technicians AHS uses. Their chosen techs are unwilling to approve replacements because they fear being blacklisted by AHS and losing future work. This creates a cycle where nothing gets fixed, repairs are endlessly delayed, and replacements are avoided at all costs. And don’t think you can take legal action when AHS fails you. The contract forces you into arbitration with a company of their choice, effectively stripping you of any meaningful recourse. They’re protected by a system designed to favor them while you’re left with no working appliances and out-of-pocket expenses. American Home Shield is a company that prioritizes its own profits over customer satisfaction. Save yourself the frustration and money by choosing a more reputable home warranty provider. I wouldn’t recommend AHS to anyone.

I was without heat for three nights in harsh 20-degree Michigan weather, which is extremely difficult as a disabled veteran living on a tight budget. The service I received from All Seasons was unprofessional and unhelpful. Despite having arranged for the correct part number, they arrived with the wrong one and blamed me for their error, leaving me without heat for an additional night. The technician's lack of urgency and dismissive comments were shocking. On one of the occasions, his first remark to me was, “I see that you’re still alive,” which was extremely inappropriate considering the freezing temperatures.

    Communication with American Home Shield was disappointing as well. They refused to reimburse me for the propane I used to keep my home livable during this period. Moreover, the customer service representative laughed when I expressed concerns about potential frozen pipes due to the lack of heat. After this encounter, I wasn’t even able to complete a feedback survey as planned, because I was abruptly disconnected.

    My past experiences with American Home Shield have also been lacking, with slow responses for critical issues like plumbing. It started making a high-pitched noise so loud that I had to turn up the TV volume to drown it out. American Home Shield sent a technician from AT Appliance, who claimed there was no issue since the dishwasher still functioned, despite the persistent noise. The problem remained unresolved, leading us to purchase a new dishwasher ourselves since American Home Shield would not replace or fix it because it was technically still working.

    Before this incident, my experiences with American Home Shield were satisfactory. Previously, a thorough and attentive technician from a different company fixed the same appliance by replacing the motor. However, this time, the lack of support and resolution was disappointing.

    Due to this recent experience, I would not recommend AT Appliance to others.     I recently had an experience with American Home Shield that left me quite disappointed. We initially contacted AHS because our water heater tank ruptured. They sent Mr. Rooter to assess the situation, and it was determined that we needed a replacement along with necessary updates to meet building codes since the original setup wasn’t up to standard. The plumber was courteous and explained that it wasn't just a tank swap; the project required additional upgrades.

    However, upon reviewing the costs and coverage, it surfaced that while the total cost was $2800, AHS would cover all but $1300, leaving us to also front the cost for electrical upgrades. Faced with the significant out-of-pocket expense, my husband sought another opinion. Another company was able to complete the entire job, including the electrical upgrades, for $1455, which was more reasonable compared to what AHS was offering.

    In the past, I had positive experiences with American Home Shield, but recently, their service has been lacking. Not only did the cost seem excessive, but AHS has also increased its prices over the years while seemingly decreasing coverage. For this experience, I would rate them a 1 due to the dissatisfaction with their current service model. Despite their past reliability, I wouldn’t recommend them based on this recent claim.

    I've been dealing with American Home Shield for the last 20 years, and their service has significantly declined over time. It's become incredibly difficult to get in touch with anyone, and the technicians they send out are subpar. Triple Crown, the company they dispatched, didn't even show up to work on my appliance.     If a friend asked for my advice, I'd tell them not to sign up with American Home Shield. I am extremely dissatisfied with their service.     I had an absolutely terrible experience with American Home Shield. My recent claim for my furnace was a disaster from start to finish. The technician from the company they contracted spent only about thirty seconds checking my unit before declaring it needed to be replaced, shutting it down and leaving me with no heat for three weeks in the dead of a Pennsylvania winter. I had to rely on expensive space heaters to keep my house somewhat warm, which skyrocketed my electric bill.

    Communication was a nightmare; I was repeatedly assured that they would not install a low-end unit like Goodman, but in the end, that was exactly what they tried to do. Even the contractor from CJA Mechanical told me those units were subpar, yet that's what they wanted to install. When I refused the unit, the service from CJA turned hostile and unhelpful. CJA hung up on me and I called American Home Shield back and told them I did not want them in my house. I spoke with the manager, emailing back and forth, and she said she was going to send out a new company.

    The new company came and the tech looked at it. We were gonna start the process of replacing it and he said the same thing, that Goodman is a very low-end brand and they're not that great in quality. Now he's telling me American Home Shield won't pay him and it won't allow him to work on my unit because somebody else has the contract. I refused CJA to work so the only option I was given was cash. So, I said I'll find somebody else to do it and I'll see how much it is. This was after a month and a half of, again, no heat. Finally, they called me back after some time of waiting for how much money I was getting, and they came back with the number.

    I was offered a measly $1,400 for a replacement that didn't even come close to covering labor costs, let alone a unit. This is despite being told I was covered up to $5,000 for such claims. If I'm covered for $5,000, then my understanding was we need to replace it so that $5,000 will go towards the replacement. If anything goes wrong with the replacement, it's warranted for a year. So I wouldn't even call them back. I would call the company that installed it because they have to warranty it up to a certain amount of time, plus it comes with a factory warranty. But AHS told me it doesn’t work that way.

    I’m covered up to what they tell me and that’s it. I'm disgusted with American Home Shield. It felt like nothing was truly covered by the premium plan I was paying for, leaving me utterly dissatisfied and considering canceling the service. I would rate American Home Shield at zero if I could, and I hope others think twice before using their services. I hope nobody ever goes with them.

    I had a rather frustrating experience with American Home Shield in regard to a claim about my microwave. Initially, a technician from Sears couldn't fix it because the model number was worn out, and he mentioned it was against their policy to work without it. This prolonged the issue for over three weeks, as they had to send another technician from Green Wire. The guy ordered some parts and he said it would be five days. The parts came in and the technician didn’t even have a chance to put in any of the parts. Surprisingly, this second technician managed to fix the microwave with a simple reset by unplugging it, something that the previous technicians overlooked.

    In the past, I had a similar disappointing experience with my washing machine. Sears technicians couldn't fix it and left after ordering parts that didn't solve the issue. This miscommunication led to American Home Shield attempting to charge me for work that wasn't completed.

    Though I found the customer service representatives courteous and easy to deal with, the same can't be said for the service personnel they send out. I feel the costs have escalated significantly over the years. I believe I've spent more on American Home Shield than I would have if I had directly purchased new appliances.

    Rating-wise, I'd give their overall service a 2, mainly due to these recurring issues. Their customer support have been polite and cordial but the high costs would rate a 1, considering the lack of proportionality in service provided versus expenses. AHS technically covers appliances but the service process is inefficient.

    I recently had both my refrigerator and dishwasher replaced through American Home Shield, and overall, the experience was positive. Two contractors came for the diagnosis: one from Sears, and another contractor named Steve, whom I've dealt with before. Steve had previously assisted with different appliances, and both contractors communicated effectively about the issues.

    I had to pay for the dishwasher and I used both the e-gift cards for the dishwasher and the refrigerator to get a refrigerator that was comparable and was roughly the same. It has the French doors on top and the two drawers down below with the freezer and the regular drawer. And what AHS was offering was a side-by-side but I want one like I had. It turned out to be a clearance item, originally supposed to cost $3,600, but I managed to get it for $2,200, which included a five-year warranty, though I still had to pay an extra hundred dollars.

    My only concern was with the availability of models within the covered price range, especially since I wanted a specific style that wasn't on offer. Nevertheless, I did manage to get a good deal on a clearance item.

    In terms of customer service, the initial assignment process took longer than expected, partly due to my location. I had to contact American Home Shield multiple times after Sears delayed reaching out, but the responsibility there seemed to lie more with Sears.

    Overall, I would confidently give American Home Shield a rating of 5 out of 5. The price of the service is reasonable, meriting a 4, even though there has been a slight increase. Despite a few hiccups, I feel satisfied with their service.

    I've been with American Home Shield for about fifteen years, initially with our house and now with my condo after my husband's passing. I find the overall service reliable enough to continue. While I would rate American Home Shield a 4 or 5 for their core service, I have concerns about the contractors they partner with. For example, one contractor incorrectly advised I needed a new furnace, only for another to discover the furnace wasn't sealed properly, causing inefficiencies I now need to address.

    I've only utilized their online services before, and this recent experience was my first time needing more direct customer support, which was initiated by an email survey I filled out expressing my concerns.

    For ratings, I would give the overall coverage a 3 due to a price increase, which I dislike. The website, however, is easy to use and deserves a 5. Despite some negative experiences, I appreciate how conveniently the website allows me to manage my services.
