The contractors that AHS sent came out and replaced a toilet flange that was broken. So, they had to do some more than minor repairs. My experience with the contractors was really good. Everything seems to be working now. AHS is also very good.
Thanks for letting us know everything worked out great for you. Taking care of our customers is the main goal here at AHS. I am glad that you were happy with the work done. We look forward to servicing you in the future as needed. Enjoy your day.

American Home Shield's contractor came out a few days after I called for my washer, and that was good. The technician that came out was very friendly and professional. Every time I've called American Home Shield, I've had a good experience. In November, I called for the heater and the people came the next day. They looked at the part and then the following week, the heater was working again. Also, the people that come over are very polite, friendly and they get the job done. I'm very content with their work.
Thank you for sharing your experience with us pertaining to the washer. We are delighted to know that it was a pleasant one. We strive to make sure our technicians are professional and friendly and were able to resolve your issues. Thank you.

Don't waste your money. AHS is one of the worst companies I have ever dealt with. I have had multiple issues with this company. The last straw was a broken HVAC system. The compressor went out and due to code the entire system was required to be replaced. AHS said they would only replace $800 of a $4500 system. Not a very good warranty if you ask me. When I called customer service for a cash pay out they said someone would contact me in 5 days. I asked to speak to a supervisor and it took 20 min of arguing and was transferred, but after holding an hour no one ever picked up. Don't waste your time or money. They always try not to pay!
We do apologize for the experience and would be delighted to speak with you in regards of the HVAC. My name is Robert and I will be assisting you.

I've paid extra for a number of years to add coverage for my swimming pool. Recently my pool pump started making weird noises and I contacted AHS. $75 later, I was told that they would cover about 1/4 of the cost to repair. They don't cover changes mandated by a new law. One person I spoke to even quoted to me the section and line number in the contract that explained that. They then told me that I had agreed to cash out for the repair--I had not done that. I got so frustrated with the situation that I decided to cancel the policy. It's not worth the hassle of fighting with the bureaucrats. Now I'm being told that I owe $58 just to cancel the policy. That's even in the fine print of the contract. Ridiculous. They'll do anything not to pay for a covered repair.
We do apologize for your experience. We would be more than happy to assist you with your issue. My name is Robert and I will be assisting further in this matter.

Canceled AHS services and was told that all is fine and no other payments are required. They lied, they took out another payment. Justifying the payment by telling us it was on a new contract. He evidently lied to us or did not know what he was talking about. When the money was taken out of our bank account this month (Jan. 2020), we called AHS only to be told they would not be returning the payment to us at all. Evidently they change policy numbers when it comes up for renewal. He failed to mention that fact. I feel like we were scammed by AHS, they refuse to honor the man who works in the cancellation department email where he says no more money would be deducted and our account would be canceled.
Hi Mary,
I would like to apologize for your most recent experience with American Home Shield and the result of your decision to cancel. I would be glad to speak with you about the fee that was deducted.

The process of submitting a claim with American Home Shield is very easy. I can send it online or call them, and I don’t have to worry about anything. They cover everything. If they need to replace it, they will replace it. They have good contractors, too. I had a recent claim where 495 Garage Door came out. Everything went well. They repaired and they replaced the mechanism, and it’s working fine. They were on time and did a good job.
Thank you for sharing your experience with us. We do appreciate the feedback provided. It is greatly appreciated. We are also delighted to know the online system was easy to use and user-friendly. Do not hesitate to contact us with any contractual or service issues. Thank You.

I like the array of things that they cover like our swimming pool because we couldn't find anybody else to do that. I also like the quick turnaround that we get. The amount that they cover could be better though. But I understand that they have to cover certain things in order to turn a profit. I would have been out of my pocket a lot more if I didn't have the coverage that I have right now though. Cabot Mechanical was very informative, polite, and easy to work with. They called ahead to let us know when they were coming. I love their service. It was very thorough. They explained everything that they were doing and made sure that we understood what they were saying. I've been with AHS for the last year and a half and I've been satisfied with them.
Thank your for sharing your experience with us. It is greatly appreciated. We thank you for the past year that you have had with us and looking to assisting more in the future. Do not hesitate to contact us with any contractual or service issues.

Ultra Pools came out and did a good job. It was perfect. They came within a short period of time and they told me what was wrong. As soon as they got the new motor, they called me and within a day and a half, they came right back and did the job, no questions asked. Usually, there’s always a little time in between. But with this claim, they seemed to know what they were doing. To able to get the part is always the key to anything.
American Home Shield is definitely not perfect but I'm pretty much satisfied with what they've done. There’s time that there has been some vagueness on the coverage, which I don’t get into reading the fine print. We’ve had some issues over the 15 years that we've been with them and they seem to take care of the issues well.

My air conditioner was not cooling. I was told that once I submitted the claim, Home Shield would get someone out as soon as possible. Beaches Air Conditioning and Heating came out at least two days later. It wasn't real hot out at the time. Fortunately, there was no rush on it. They checked out the unit and they determined after a thorough check that there was a leak somewhere, but it was so tiny, they had difficulty finding it. They came out with better equipment the next time, worked at it until they finally discovered where it was, and determined it was a very difficult place to get to. They had to splice in a piece of tubing to take the leaking part out and splice in that part. It took two guys working to get it done.
They got it right, fixed the air conditioner, and got it going again. So, I was very pleased with how diligent they were in finding it and fixing it. Also, they were all friendly and worked hard at what they were doing. They seemed like they knew what they were doing. It’s just it took several times to get the job but they did a really good job. I probably will sign up with a regular maintenance plan with them. Home Shield has already saved me a lot of money in other things that I’ve had wrong. My house was built in 1956, so I thought I’d better have a home warranty on it. I bought it less than three years ago and I don’t know what’s gonna go wrong with different things. It’s paid off at least three times already.

I had a back-up in the sewage line. I have a bath and when I went to turn this thing on, the water in the toilet started bubbling. In the full bath, the bathtub water started coming up rising up, and it was dirty water with lots things in it. I called Home Shield and they had somebody to come out the very next day. When the technician came out, he lifted up the little plate on the outside, and that was when all the water started erupting and everything started coming up. He put some kind of suckage or snake in that. They cleaned it all out. I asked him what was the problem. He said if I have any little children, I should be sure not to put the diaper wipes inside of there 'cause it was a lot of those. And those don't dissolve. But everything is okay now.
I called American Home Shield in another time, and that was for the toilet that was in the full bath. I had to turn the water off on that. I couldn't use that toilet. It was a piece that the technician had put there, inside of the back of the stool. I used AHS twice so far and I only been here for a little while to have a good experience with that. They seemed interested and asked a lot of questions, and most of all, they were concerned.
We are thrilled to know that you entrust your home warranty with your service and contractual needs. We take pride In knowing these issues are handled. Thank you for reaching out to us.

My wife uses the Jacuzzi tub quite often. She had recently been using it and as she was turning the jets on, she said she smelled something burning, plus the faucet was leaking. I called American Home Shield in for those particular problems. Greenway Home Services came out and they discovered that it was probably some hair or fibers in the pump, and they cleaned it out so all is working good. The pumps are working fine. They replaced the seals in the faucets.
Overall, submitting claims with AHS is very easy and quick. I just call them, give them the information, identify myself which is either by telephone number or the account number, and then I tell them what the situation is. Then they look up somebody who could come out and they call them. The company calls me and sets up an appointment and come out that way from the appointment that we made. Their contractors are professional. They put booties on when they come in, they introduce themselves, identify themselves and then they ask me what the problem is. Then they come and do a brief look, and then they start working. I really like that AHS takes the service charge out automatically and so I don't have to deal with that with the contractors coming out. That's taken care of and the rest of it, the contractor has to deal with AHS.
Thank you for sharing your experience with us. We are delighted to know your issue was well handled and taken care of. We do appreciate your feedback. Thank you.

We got into the house a month after we bought it because we were doing some work to it. We started using the appliances and things like that. When we went out to use the jacuzzi or spa, we turned it on and we noticed that it was working. It heats up the water, then it gets to 100 degrees. When it gets to 100, it stops cooling, and keeps it at 100 degrees. It has buttons on the control panel that you can adjust the temperature up or down depending on what you want your spa to be at. When I tried to adjust the temperature, the unit did not respond. It would just keep it at 100 until we turn it off. That was when I called. American Shield said the warranty covers the spa and they sent out Maui Pools.
Maui Pools came out, looked at it, pulled out the panel, and said that water has damaged the control panel. It kind of fused the electrical components behind the up and down button. So, those up and down control buttons really weren't working. Maui Pools was very competent. They knew right where to go look, found the issue, and showed me the issue so that I understand. They put the panel back, got it running, and made sure it was still running. They went away and filed the report with American Shield.
American Shield said they couldn't cover that because that's not normal wear and tear. How can it be normal wear and tear or not normal wear and tear? I just got into the house. I just bought the house and the warranty had just started with the product. The warranty doesn't say that the warranty is not covering all brand new equipment. The warranty is covering the units of the house. And what I expected was it was covering the units in the condition that they are, same with the refrigerator, same with all those things.
They're giving me a warranty on the unit starting from when I bought the house based on the condition of the unit. So, my contention was if I haven't done anything to that unit, I've only used it a couple of times, and it was defective, or something wasn't working, why am I not covered if I'm the one that has the warranty on the equipment. Maui Pools put the panel back and it still operates the same way. I can't adjust above or below 100 degrees. American Home Shield just said we can fix it if we want and it's on our dime and not theirs.
The situation previous to this was we had a water leak and so I made the claim. Then, they told me the plumber who will call me. The plumber called and said he could be here in two weeks. My house could be flooded in two weeks but they said that was the earliest they've got. So, I called American Shield back and I told them if they can't do anything quicker than that, then I'll just take care of it myself. They said I could do that and they would refund the $75 service fee. So, two out of two times, I'm not very happy.
Julian,
I understand you were not happy with the outcome of your experience with us. Thank you for speaking with me to confirm a resolution on this matter. It was my pleasure assisting you and thank you for being the best part of American Home Shield!

A couple of ceiling fans in my house weren’t working and the electrician figured that I will need new fans. It took a few days, but he came back with new fans and installed them. That worked out pretty well. Usually, the contractors come through, but I have had some not so good contractors come out. So, maybe American Home Shield needs to vet their contractors a bit more. Once, I had an easy issue and the contractor tried to give a fix without trying to find out what the problem was. Within a day, it was back to where it was. The quality of contractors is not good. When putting a claim in, it’s generally easy doing it online. The only problem is you don’t know who would come out and actually do the work. So, sometimes, it’s better to call and sort of try and select the service provider who would come, so you can at least see and decide to do some research beforehand.

When I called AHS for my microwave, I was told that somebody would get with me. I was also told the name of the company that would be servicing it. However, I never heard from the contractor so I called him. Then, we texted back and forth because I wanted him to know what was wrong with it before he came all the way out here and didn't have the right part. He came on a Saturday morning so we didn't have to wait through the weekend.
He did absolutely everything I could have asked for. He said he'd be here between 8:00 and 10:00, and he was here five minutes after 8:00. It took him about 25 minutes to repair the microwave, which was quick. I was standing right there and he took it all apart. It was a spring that broke so you could close the microwave but it wouldn't stay shut. If it didn't close, it wouldn't turn on. He put the new hinge in and everything was cleaned up and ready to go by the time he left. I was impressed. I've had AHS for almost 10 years and the price keeps going up. But when my stove went out and they couldn't fix it, I got money and I was able to get a new stove.

I called American Home Shield for my heater as the temperature wasn’t being regulated. We would have it set on 68 or 69 degrees and it was at 63. Their contractor came out very quickly. I submitted the claim later than three o’clock and they were out around 11:30 the next day. The technician turned the heater on and it wouldn’t even come on when he was out. They changed out a fuse, but then, it was just blowing cold air. I know that it’s winter, but we’ve got three units and none of the others blow cold air. The technician was excellent but he has been out a couple of times for that unit already. I was really grateful that it was the same guy, but something’s not right here. I asked him when would American Home Shield replace the unit and he said that they have to see if they can fix it.
They are supposed to be coming back out to replace the heat element and they called back yesterday a couple of times to update us. Once it's approved, then it would be ordered and it would take a couple of days to get it back in.

I've been with AHS for 10 years now and they've been very professional. If there's a problem, they always go through lengths to resolve my issue. One time though, I opened a claim for my rental's garage door opener and their vendor, Brutus Garage Door Repair, wouldn't even come out and evaluate my problem. He told me that I was wasting my $100 service fee for him to come out and look at it because if he couldn't fix it and the problem was not covered by my warranty, then I would have lost my $100.
The second time I talked to him, I asked what he would charge to fix my problem. He said he would evaluate and diagnose my issue then call me back. This is not the way to handle a claim. If there is a problem a vendor comes out and if he can't fix it, I would have paid my $100 but at least I would know what was wrong. Brutus was not really easy to deal with and AHS should take them off their vendor list. More recently, my toilet was leaking and after submitting a claim online to American Home Shield, they sent NW Sundance Services to service the claim. The tech who came was quick and efficient.
Thanks for sharing your warranty experience. My name is Stacy and I will contact you to make sure your issue is resolved.

911 Locksmith Services came out and rekeyed a door. I had one key when I had moved in my new home. And then I lost my car keys and the one key not long ago, and so the only way I was getting in is through my garage. The service person from 911 was a sweetheart. She did great. There's even another door that was in my garage. It had a double bolt on each side, and I didn't get the key. She said, “Hey, it’s okay. It’d take me just a second.” And then they charged me, but that was cool because it cost me more to go out and get keys than it did for her to just make them right there on the spot. She made me extra keys for my wife, my maid and my daughter. So, I had a great experience with her. She was quick.
I’m a little displeased at the moment with American Home Shield because I’ve had three plumbing issues. I had one guy come out who was an idiot and he didn't even know how to diagnose the specific brand that I own. That company is so high-tech that it’s an instant hot water heater. And I also had a regular hot water heater that needed to be changed, but I had to change it because I had been passed off from SWAT Plumbing to DFW Plumbing where the idiot is from. Then they were charging me a fortune for a hot water heater in the garage. They wanted like $1,985 plus permits. And I had to have it now since that was the second water heater. We only have two in the house. We’re down to one shower. And I’ve been pushed around from one plumber to another. And now, the other day, they put me with another company for the same issue.
The first guy was just new and unknowledgeable. He was talking about tearing into my walls, and they're talking about just the stuff that’s in my wall. It’s the tile that’s around the bathtub. We have a big room that’s just a bathroom. It’s like 12x14. It’s a glassed-in shower and a huge tub. It's about a $6,000 tub and then the faucet doesn’t work on it. So, I wanted the faucet fixed or replaced. They're talking about cutting it in and cutting out and all this other stuff and taking down my tile. And I said, “Can’t you come in from behind?” I’ve been doing stuff because I’ve owned rent houses galore. My dad owned them all. I helped him work. I owned dry cleaners for 30 years. And that’s nothing but plumbing, so I know a lot about plumbing.
The guy couldn't get this little stupid stuff past me and he didn't like it. I even tried to be nice. I said, “Look. Let’s start over or whatever.” And he just didn't want the job. It was just too much. I’m told him, “Can you at least put a hot water heater in?” He said, “We’ll send it in and see what they say.” And then the next thing I know, I’m with SWAT. On Wednesday, they're supposed to be here at 4:30, and they were not. I called them five minutes till 5:00 before they closed, and they said, “They took us off.” So, now I’ve gotta wait for somebody else to come out and look and then come back and fix. We’re on two weeks on a plumbing issue that I should’ve just paid for. I’m really sad that I re-upped this year. I could’ve taken that money, paid for all this, and then done. And it’s not just the money factor. It’s the whole plumbing issue.
The guy that did my refrigerator and my stove was wonderful. He came out today, finished it up, and he was polite and the greatest guy. But as far as the plumbing issue, I’m overwhelmed because whoever I got to talk to on the phone, I got the runaround and they said, “We’ll call somebody else.” Then when they call somebody else, I get a callback saying I’ve been cancelled.
The 2,000 something dollars that was gonna cost them, I went ahead and bought the hot water heater because I had to have it and I put it in myself. All I wanted is somebody to come do it. I’m disabled. It was already 200 pounds heavy, and I can’t solder. I have to duct-tape a torch to my right arm because I don’t have a hand on my right hand. I can use the solder on the left, but that’s very dangerous when you’re up in a tight little area with a torch blowing 3,000 degrees. I can do it. It’s just I’m a little worried. So, I’m probably gonna have to pay for that and it’s a 800-and-something-dollar hot water heater. But I have an account since I do all the plumbing all the time. I have an account at the store. It only cost me $368. I didn't know if I could get that refunded back to me. I just took care of that regardless of whether it gets worked out or not. I had to have it because nobody’s coming out.
I’m not pleased with the plumbing issue. That’s all that’s left in the house that needs fixing. I would like to get something done. I’m trying to get somebody out. I call people and go to voicemail. I call, I leave a message, nobody calls me back. I’m not happy and I’m not even satisfied. I was itching to get on the phone and call to find out what's going on with the plumbing. There's usually a language gap between a lot of the people that comes out and talks to you. I've hung up a couple times because I just can't understand somebody.

We've been with American Home Shield for over 15 years now. It's fairly easy and efficient to file a claim. Sometimes, we go online and do it. Most of the time, I call, and I don't have a problem with it. The contractors have all been helpful, friendly and knowledgeable about what they're doing. The only issue was when we put them on a schedule to come out late in October and they came out in December. It took a little bit longer than we thought it should be. It was only when we called them that we found out that they weren't gonna come out. A phone call or an email from them would have been helpful.
My wife made the appointment for November and it passed that appointment date. The company said they were backed up. I think here in the northwest, we had a rainstorm, and the company was doing emergency calls and they didn't have time. But when the people got here, they were good. We were having problems with our heating unit and after they checked it, everything was fine. We got an email a while ago from American Home Shield saying that they have companies that would come out, do maintenance on it, take a look at it and see how it's running.

We had two problems and we’re still working on the second one. The contractor that was assigned to us was Appliance Connection and they have done fine. The first issue was the thing that was controlling the defrost stopped working, and they replaced that. After that, there was another issue with a controller that controls the temperature between the frozen side and the refrigerator side. So, they had to order another part and it would be next week before it comes in. I just wish they had more parts on hand. Other than that, having American Home Shield makes me not to have to worry about repairs.

I had a garbage disposal leak. I submitted a claim online to AHS and the website was user-friendly. The contractors came out and assessed it. Their service was fine. However, it’s not finished yet because I’ve been waiting for them to call me back. They were supposed to be coming back this week with a new disposal, and I never received a call. I called American Home Shield on Monday and I never got a callback. So, I’m not happy with that. AHS is good to have, but sometimes, it’s not the easiest to deal with.

ABNation was great. Their technician came out within a couple of days after the phone call. He called me and scheduled a time. Then he came, diagnosed it, told me what was wrong with it and said that he would order the parts. He also said that as soon as the parts came in, he’d schedule to come and install it. He was realistic with his times on when the parts would come in. As soon as the parts came in, the technician called, scheduled an appointment, and came in here and fixed it. He was awesome. It was our pool heater. He walked me through the entire process of everything he was doing and he even gave me some advice for routine maintenance. It was a good service all over.
Our home was pretty much destroyed during Hurricane Michael. So, the time that our home was being rebuilt, I didn’t have American Home Shield. But I've had them for years prior to that. For a while, they had no competitors. But I have heard of other companies that have sprouted up and I've talked to friends that use other types of warranty home programs, and it’s better to go with what you know. Also, it’s easy to submit claims with them now, especially online.

I had AHS years ago, but when I got them I had just bought the house so everything was kinda new and under warranty. I said that there was no sense in keeping them right then. After a few years, once everything went off the guarantee, I decided to go back to them. The technicians they sent for my range were very courteous and professional. It would go up to a certain degree and then would shut off. They had to order a part, which took about 10 days to come in. Now, everything is working perfectly okay.

I was with AHS in the past, but let them go. This time, I've been with them for almost two years. I have a new heater and had to get a new policy. I got all the new stuff now so I feel that I’m safe for a while. The first plumbing company that AHS sent to me didn’t get the issue resolved. I don’t ever want them back. I just never followed up on the problem and let it go. I was gonna discontinue my service if I hadn’t seen some results, but I was well pleased with the last plumbing company that I had. The plumber did an excellent job and had a nice personality. If a person greets me with a pleasant attitude and not have an attitude before they do their job, I’d be satisfied with them if they can get the job done. Also, he communicated with me even though they didn’t have the parts then. I didn’t have to bug them like before.

Last summer, our air conditioning went down and it took a month of getting back and forth whether they wanted to decide to replace it. We were not happy campers. I called several times and the explanation I got was, “There are people in states like Arizona where it gets much hotter, then you would have to be handled first.” It was not the same contractor in Arizona, so why would that make a difference? I really debated whether to renew based on that experience. But this time around, with the furnace, it was fabulous.
We didn't have any heat then. The system was blowing air but it wasn’t warm air. And in the winter, you need that. American Home Shield's customer service did really well. Their response was instantaneous. The tech from Scheid came, looked it over, told AHS what the problem was and within three days, we had an answer. They were here the next day once AHS approved it. They were very professional and they really did a good job. I just hope that if you get a new appliance, there should be an easier process for letting them know that you’ve got something that should be covered.

Our experience with the claim where Lubbock Appliance Repair came out was good. I called American Home Shield and they wanted the model number of the refrigerator. Then they wanted to collect my co-pay and after that, they gave me the name of the company that would be contacting me to do the service and gave me the phone number. The contractor checked my refrigerator and figured out that the problem was the compressor. Then he went back to their store and had to order it. It took a little over a week for that compressor to come in. He called and came back, put it in, but it wasn’t cooling good. So, I called them and he said that he would come back the next morning and work on it some more. However, I didn’t hear from them.
I called them again and they said, “Oh, well, he doesn’t work on Saturday.” So, it was Monday then. I went and turned it off. I didn’t want it sitting there running like that. He called me Monday morning and said he would be here a little later and see what was going on with it. He came back on Monday and it was about 10:30 when he showed up. He cut everything lose, and when it started again he got a little burr or something down in there that was blocking the Freon from circulating. So, as soon as he cut that lose out and restarted it, it went to work. It is working great now. Overall, American Home Shield was nice about it. They were courteous at Lubbock, too, when I called them to see when the gentleman would come back. I was please about the whole situation.

The refrigerator at my rental was not cooling. The claims rep on the phone when I put the claim in was great and I was told I would be contacted within 24 hours. Within a few hours, I was contacted by the appliance company, ABM. It took a couple days for ABM to schedule the service appointment. When they came out, they said the refrigerator was old, it needed a part and they would need to research the part. They were there on a Thursday and on Friday, nothing happened. They promised to respond to my renters on Monday. When we hadn't heard anything on Monday, I contacted the home warranty company on Tuesday, and they promptly replied that they had a part on order that was scheduled to come in on Friday.
My tenant called on Friday and he said yes, the part was in, and they scheduled an appointment for the next week. At that point, my tenant had been without a refrigerator for 10 days. I called the home warranty company and they said the part was in and we were not a priority. I asked if we could get another company and the home warranty quickly got another company out, United Appliance Las Vegas. They had a part, installed it and got us up and running, and that was the priority with United Appliance. They were the best. American Home Shield was also very responsive and vested in giving good results immediately.

American Home Shield had Sears come out twice. Once with the dishwasher and once with the gas dryer. With the dryer, they came out, diagnosed the problem, ordered the parts and installed them in a timely manner, and it worked fine. They replaced about four or five different items before they got it right, but it went great. With the gas dryer, they never got it right. It was a nightmare. I had to get my gas man to come in to correct it. Sears was not prepared for a gas dryer. They said that it was my fault because I didn't tell them it was a propane and not natural gas. But they should have known that from the model and serial number. I told one repairman that it was a propane gas because my propane man has just been out to fill out the tank. So, it was a communication problem and them not following up, reading the serial and model number correctly. They took both of them down and they simply said it was a propane gas.
What caused the problem there was a regulator that had to be changed out to convert it from natural gas to propane. The parts that they sent had the valves for natural gas and that would not work. They had to change out the original propane valve back into the part that they sent and just take out the natural gas valve. Once they did all that, it was fine. But I had to pay $150 to my propane gas guy to have them correct it. So I had to pay two servicemen to get it corrected.
I've also had American Home Shield come out for my garage door a couple of days ago because one of them can't beep in the garage door remote on the wall. When the guy came out, he said, "We've had recalls on the LiftMaster, on the wall mount." So he replaced the door that was giving me the beeping problem and he programmed the remote in our cars, as well as the exterior of the house remote. I said, "Since you got recalls on the LiftMaster, can't you replace the other one too?" He said, "No, unless you got a problem with it." With that recall, AHS should have gone ahead and changed both of them out rather than fix it later down the road if the same thing happens to the other one. Sometimes, there are issues and sometimes, they're not knowledgeable and they replace the part that you know is mostly the one that will correct the problem. Sometimes, they do that and it just didn't work. Still, I'd recommend them.

The garage door in my rental property was not coming down and I submitted the claim to American Home Shield. I do everything online. The minute my renter asks for something, I login and fill out the thing, and it’s very simple and easy to do. The website is very reasonable although it doesn’t give a time on when to expect the contractor. It gives the place and it says they would let us know. The renter had changed the light bulb out in the garage, and she used those other light bulbs and the garage door stopped working. All that the contractors had to do was change the light bulb and it cost us $120.
I’ve been with AHS for 10 years in that property and 4 years in another property even though AHS is slightly pricier than I would like. It used to be a lot cheaper per visit but the service providers in my home in Columbus, Ohio have been very good. AHS covers the warranty for us, so that if there are any repairs needed, they’ll get it done. If they cannot repair it, they will replace it.

AHS had good ratings online. I've been with them since November. They sent out Houston Air recently and they were good and friendly. They diagnosed the problem and recommended that I get some heating airstrips and then they also let me know options that they had to replace the whole unit. The work was quick. They were in and out. It was about 30 minutes.
I have another claim out for my plumbing issues, and the company, ASAP Plumbing was a nightmare. I'd rather not be with them again. They gave me a proposal for $10,000 to fix my problem, which was ridiculous. But I had somebody come out locally and fix the problem for $500. They were under the impression that American Home Shield was gonna cover most of it, and then my home insurance was gonna cover most of it. There's no way I'm gonna pay that. I've already had the problem fixed. But it seemed like AHS couldn't care less about my problem. They weren't very helpful.
Maybe if the customer service was able to sympathize with us a little bit more 'cause these are very stressful times dealing with plumbing, AC, and they only go by what's written in the notes. Sometimes they don't care at all. And they don't communicate very well with the plumbing companies or the AC company at all. There's a lot of miscommunication. It wasn't fun to deal with.

I got an email from American Home Shield once the contractor has been notified. They told me who would be coming and then, the contractor called me and set up a time. The commode in both of my bathrooms were loose on the floor and in the hall bathroom, the contractor had to totally pull up the commode and redo everything underneath it. Then, he used some kind of caulking to level it out, so the commode would sit flush and not come loose again. He did a great job and was very professional. Everything was cleaned up. Nobody's living in that house at the moment, so it wasn't a problem to wait eight hours before anybody could use the commode.
I've never had any problem with American Home Shield at all, and they’ve always done everything that they could to rectify any problems that I had. I felt like, especially in the house that wasn't new, that I needed some peace of mind and knowing that if anything major happened, that I've got the insurance to help pay for anything that goes wrong.

When I called AHS to complain and ask for my ded to be returned Maria ID** advised that I needed to wait for Miller to call to schedule an appt to come back out. When I advised that I had been waiting for 2 1/2 weeks and no longer wanted to deal with such an unprofessional company, she was unapologetic and told me that I could not speak with anyone above her and she was it. I advised that I wanted to complain about not only the service I received but about the agent prior to her that stated I didn't need to speak with a Supervisor because the matter was resolved, (I was furious) the matter was NOT resolved because I still did not have a working microwave.
I advised that I wanted a refund of the deductible since I could easily have gotten a new microwave in the 2 1/2 weeks that I had been waiting for a return call. I never received that call and had to call AHS to find out that Miller planned on coming out the next day between 2-6, well I would not have known that nor was this convenient for me since I work until 6pm and needed to schedule the appt. Maria told me "my contract states that I must allow the service tech access to my home." WTH? How is this my fault that AHS & Miller Appl have scheduled appts 2 1/2 weeks later and not consulted the homeowner. There are too many home warranty companies out here to be treated so unprofessional. How is it that I am not able to file a complaint about my service or experience? How is it that AHS had employed and contracted work with such unprofessional people. I will be switching companies as soon as my microwave is fixed if it gets fixed.

I have been with American Home Shield for 4 years. They have never been this disappointing since this past year. They reached out to me to request an extension for another year with my warranty. To sweeten the pot they agree to give me a $75 credit so I would agree to go another year so I did. I have had one service call that have lasted over three months long to fix one dishwasher. I told them to look at their notes to see and verify that I want to apply my $75 credit to pay for the service fee.
After four phone calls each time they said they're put me on hold. They were verify it and this time they came back and said, "You're right. We going to apply to credit." I also asked them to send me no more emails or mail about this charge or phone calls or anything to that knowledge but they keep doing it. I asked him to give me the finance department. I asked him to give me a manager to resolve this and each time they said they fixed it. I won't get any more emails. Our mail in regards to this issue it has been fixed and resolved but I'm still getting it.
If it's their way of me not re-signing with them fine cuz I'm sick of them and through with them. It is still going on. I received an email today about a $75 charge. The same exact one. I have not used their services since. They are bullies that do not care about their customer. They will keep harping at the same issue they agreed to go with in regards to given me a credit. This cannot be the first time they agreed to give somebody a $75 credit. Now it's harassment. I want them to stop bothering me about a a charge that supposed to have been covered with the credit.

I had a decent experience with AHS initially. Last May, our 22 yo AC broke down. A contractor came out, determined the need to replace the compressor which required a refill on freon under our expense of $1000 since freon isn’t covered under AHS. I couldn’t really understand why a new AC was not recommended since the unit was so old but they didn’t, and the AC was up and running again. Now 8 months later, in the middle of winter, it broke down again. Rather than sending out the same company who serviced the unit in May, they send out another company, Changing Winds. This company was horrible - nice man but in his 60’s, unable to physically do his job without us feeling very uneasy about him working on our property, and arriving at 7:30pm when it was pitch dark outside to look at the unit.
He determined that the unit was out of freon - his recommendation to fill it. Says it would be a few thousand $$. Really?!? You expect us to pay out of pocket again, to fill the unit without knowing why it leaked, when it was just filled 8 months ago? My initial call To AHS was 1/5/2020. Between my husband and myself, we called at least 8-9x to get resolution to our broken unit. Every time. We spoke to a person who literally sounded like they were reading a rehearsed group of statements. Every time, we had to start over with the problem and same concerns. Every time, they ended by saying that we should hear something in the next 24-48hrs. And every time, we would not get a call or email.
Finally after being completely frustrated, we call to cancel and suddenly we have someone on the call right away, no holds and who can actually have a conversation other than rehearsed phrases. Finally we have someone who actually was willing to work with us and try to come up with a possible solution. But honestly, 22 days later without having a heater to use at night, it was too late. I would rather not have this insurance, pay for a new unit and not be so stressed and frustrated trying to deal with the ridiculous run around that has occurred over the past month. Personally, AHS is absolutely not worth it. They made no effort to resolve our problem until we requested a cancellation.
We do apologize for the delay you have experienced, and would be more than happy to discuss options with you. My name is Robert and I will be assisting you further in this matter.

On Nov 1 2019 I reported that my refrig had stopped working to AHS. I gave them the brand and model number and they scheduled a service company to come in 2 weeks. That Service tech told me that my refrig was rebranded by Sears and was manufactured by LG, and was a sealed system refrig and could not work on it. He also told me the problem was likely a compressor since LG has a known issue for my model and year it was built.
I provided this info to AHS and they scheduled another service company to come 3 weeks later. This company said the issue was a fan and a sensor and 3 weeks waiting for parts and install and the refrig was still not repaired. AHS said they would need time to find a service company and the next one they found also came and said they were not authorized to work on sealed system refrig. AHS finally contacted Sears and scheduled an appointment which was another 2 weeks out. Sears cancelled the appointment on the day of the service and when I contacted them, they told me AHS had cancelled the appointment (which AHS denies).
I rescheduled the appt with Sears and again they cancelled on the day of the service and then again for the 3rd time. When I called AHS they told me Sears doesn't work on sealed system refrig even though they sell them and scheduled a different repair service company to come. This latest round took another 2 weeks. The last service company came, diagnosed the problem as a Compressor failure (wow, didnt see that coming!), and said they would provide info to AHS to authorize the repairs.
A week later and AHS says this service company has not called them back and they must wait to authorize service until they find out if the service company can order the parts. I called the company and they told me they provided that info to AHS the day after my service call. In the mean time, I still have no refrig and they don't seem to care for a company that claims excellence. If you have ever been without a refrig for a week then you know the inconvenience, and cost to have to buy everything fresh daily, no leftovers, and not to mention the fact that 2 major holidays were in this timeframe and it's impossible to have any meal preparations without a refrig.
It's clear to me that AHS can make no claim to excellence after this fiasco. They should be the experts and know what kind of service company can repair the appliances they warranty and take their customers more seriously by making it a priority with a major appliance failure. I am not sure what I paid for, but I assure you I'm not getting my money worth. If not for my wife wanting AHS to make good on the warranty contract, I would have thrown in the towel and purchased a new refrig. But the point is, that we relied on AHS to protect our homes and provide an excellent service experience, but most of all live up to their claim that their customers are a priority. I don't see it and believe these stall tactics are a way to avoid a repair expense or replacement costs. I cannot find any other reason AHS would allow any one of their customers to be without a refrig for 3 months. I hope no one has to go through this that I have.
We do apologize for the delay in servicing your refrigerator and in hopes the issue gets resolved. My name is Robert and I will be assisting you further with this case. An email has been sent to you also as a form of contact.

We turned in a request on 11/23/19. We have called every week with promises that the part has been ordered. No one ever calls back although they assure us we will get a call. We are very disappointed with the service we have received. Numerous requests to speak to a supervisor gets us nowhere.
We do apologize for the inconvenience of being without a dryer. We would be more than happy in assisting in a resolution. My name is Robert and I will be assisting you further. I have also sent an email for contact.

I've had coverage with American Home Shield for a very long time. So far, I got some glitches in it because of the low response and then this time, when Patriot Plumbing came out for an AC claim, they did good. First, they checked the valve and there was a bad connection. They fixed it, but after a couple of days, it went bad again. I called them and asked them to come back to look at it, and they said that there was a valve thing which has malfunctioned. Last week, they tried to order the parts and the parts should've come this Monday but it did not. It would come later today. So, they said they will come tomorrow to try to replace it. The technicians that were sent out were terrific. This is the second time AHS assigned this company to me and I'm very satisfied about the service.

There was no power in the refrigerator side because the motor in the defrost cycle was not working. My only disappointment was I called this on Thursday and the tech never got out till Tuesday. They were not in a big hurry because it was cold here in Michigan, and I could put my stuff in the garage, which I did. Then the tech came out and analyzed the problem. He had to order the parts, so that was another 6 days. But he did a fine job and I like having American Home Shield. It’s very valuable to me. The contractors have all been excellent. In fact, the same guy came out and fixed my dishwasher and somebody else came out and put a new oven in.

My toilet was broken. The handle that you push down was broken and the inside just started coming apart. It’s an old one. They called me the night I filed the claim, which I thought was strange because it’s usually 24 hours or longer. It was the weekend. I thought that was something and I was surprised. Adam’s On-Time Plumbing & Water Heaters came out and the tech explained and showed me what he had done. He had put out the new plumbing inside and I started asking him all the questions about the toilet itself. He went over some things and he explained to me I would have to cover that myself. He said that it was not a part of home warranty because this was original. He took the time to explain all that to me. I was very appreciative of the service that I received. My technician was very professional and I have been happy with American Home Shield.

I submitted a claim with American Home Shield and the first contractor assigned to us took forever to reach out. We ended up scheduling three times, and on the third time, I texted back to reschedule and waited like two days but they did not respond. At that point, it had been going on three weeks since I submitted the request. So, I contacted American Home Shield and they made the change to Hoffman. That was on a Saturday, and then on Monday, I heard from them right away. They came out on Tuesday and they fixed the issue that day. Hoffman did a great job and I was impressed with their professionalism of going when they said they were gonna go. I also liked the timeliness and efficiency of them being able to figure out the issue and resolve it.
In the past, I had really bad experiences but this one was probably the most seamless once they assigned it to a contractor that was responsive. American Home Shield is a very valuable service that I pay for. Ultimately, I think it pays for itself, especially with an older home like mine. I’ve put in a lot of service requests in the six or seven years that I’ve had them.
Good afternoon Patricia,

There was a problem with the dryer. I submitted a claim to American Home Shield over the weekend and I heard from their rep Monday, and their contractor was there Tuesday which was really fast. I had a great interaction with the tech from A-Appliance Service that came out. It took him an hour to get the dryer fixed. What was great was he was able to fix it with the parts he had on his vehicle. He didn't have to order parts, and that was always a bonus. Everything worked as expected. So far, the dryer is working fine.

AHS sent Reliable Mechanical Services to fix my furnace. The technician came on a Saturday. He didn’t have the parts, the parts were broken. He had to buy something and there were no stores. The stores were closed. He drove all the way back, ordered the parts, got the spare part, came back and fixed it. It was a very bad weekend for us at home with the storms, so we really needed the heat, with my small kids. The guy did a great job. However, with AHS, the deductible is pretty high for every service call that I have to make. So, I’m really not sure when to call and not to call them. Also, from the time I spoke to them, to the time I could get a mechanic was like almost a day.

When I do my claims with American Home Shield, I either call on the phone or I do it on the computer. And they say, “Okay, we set up an appointment for you. Their phone number is so and so. Give them a call and they’ll set up a date for you.” Then, I sit and wait until the repairman comes. I’ve used AHS a couple times. When my smoke detectors went whacko, I had a guy come out at the same day for my smoke detectors and replaced all the problems that I had. There was no problem. When my hot water tank went out, it took approximately 12 days to get a repairman to come out.
I had my own guy that does my air conditioning and everything. He was trying to explain on the phone to American Home Shield what the problem was. “Yeah, it’s definitely screwed up. It’s old. The inside of the tank is eaten up or something like that.” And I hear my guy saying, “Look, I’m not interested in being one of your representatives. I don’t wanna do work for you guys. I’m just trying to help out a friend. No, I don’t wanna be one of your people” I had a really bad time. There was no hot water at all for at least 10 days.
I live in Murrieta and the office of the company that finally came for the hot water tank is in Palm Desert. That’s about 130 miles away. They have representatives all over the place that they can call, like sub-contractors, but they couldn’t find anybody to come out. My wife’s got cerebral palsy and she’s gotta be watched frequently. And even though it was an emergency, they couldn’t get anybody out. So, I was really disappointed in that. Then, the next thing that happened was the ice machine on the refrigerator. I would have canceled AHS then. My next repair was just recently. And AHS answers the calls really quickly on the phone and they try to set up somebody to come and do the repair.
Now, I don’t know if they had problems with plumbers but I went to Home Depot, and they said, “No, we’re not allowed to use Home Depot. American Home Shield doesn’t use Home Depot anymore.” Home Depot said they could have a guy out that day if I needed it. So, that was what was frustrating. I found repairmen that could come out that day, but AHS couldn't find any that they had contracts with. AHS doesn't like any of Home Depot's hot water tanks, so they won’t back them. That’s why they only have certain vendors that they can get their hot water tanks from. It was crazy.
Having AHS is like rolling the dice. One day, it may be good, and one day, it may be bad. On my latest repair, when the repairman came out, he was more knowledgeable about everything that goes around with AHS than the other repairmen were. I expected him to do an evaluation of the refrigerator, then as the other guy says, go back and let the manager know what’s going on. Then, the manager will get in touch with the insurance company, and then, the insurance company will either say okay or no. And that usually takes about another 10 days. The guy said, “Hey, I got the part in my car. I can put it on today for you.” And he went out to the car and got it, came in, and installed it. He repaired it that day. I was tickled to death. I sent all kinds of good reports to Acorn and said the guy ought to be a manager down there.
The money that I pay AHS out every month is like 48 bucks, so in one year, that’s a little over 500 bucks. The hot water tank bill came like $1800. So, one whole year’s worth of payment more than paid for the hot water tank. I’ve got a smoke detector system. Every smoke detector is hooked together through the ceilings and hooked up to electricity. So, it’s nothing you can run up to Lowe's or Home Depot and buy a replacement. And there’s no directions for anything.
The guy came out like almost immediately, had the parts in his truck, and replaced every one. He checked them all and not just the one that was freaking out. He checked all the ones in the house and replaced all the ones. So, that was excellent. When I used to be selling stuff, I’d put an ad. Instead of putting it on Craigslist, I’d put it in AutoTrader. And I’d have to pay $50 for the ad, but it’s just like going to Vegas. I’m paying $50, hoping that $50 gets me money back. And that’s exactly what I did with American Home Shield.

I had glass pieces in the pump, which is where I would never would have found those.
Now C&R Repair had since come out. The first gentleman was very nice and professional. Then the second guy came out and said that he would have to talk to his boss about working on the refrigerator. Hopefully, they would have a part for the microwave door. He also said that he could get parts for the washing machine, because the valve system in the washing machine is old and it fills up with water. However, I have yet to hear back from them for having the parts. They charged me $100, but I have yet to have repairs done on either the washing machine, refrigerator, or microwave. But other than that, Home Shield has been very helpful when I get on the phone and call them.

I like American Home Shield. They’re very quick to get someone out to take a look at the problem, and I do appreciate that. I had a washing machine claim and it was completed. The first technician came and he said he needed two people to turn the washing machine upside down. He did not come back but someone from his office called and said he had been sick. Another technician, from a different contracting company was sent out and he fixed it in a few hours. He just had to get inside. It was throwing oil out from under the washing machine on the floor and he said it was the bearings on the motor.
And then the check vent light came on on my dryer. So, a technician came out and put a new hose on it. The hose was twisted pretty badly, and I’m not so sure that that didn’t happen with the repair on the washer, because they had to move both of them out to get to it, but it was a minor repair. He replaced the hose, checked outside to see if it was blocked. Then the light came on again, and he said everything was clear and that I don't worry about it. It’s been fine ever since. The technician was really nice.

When I need a service done through American Home Shield, I just go online and put in an issue on the website. Then they almost automatically give me a notification of who will be coming. Generally, those people call me within 24 hours of business time. So if I put it in on a Saturday, I may not hear from them until Monday. Other than that, I live in sort of a small town and sometimes if something is strange or I have HVAC problems, AHS don’t always come up with the best contractors for HVAC.
But I’ve had good luck with everything else, though sometimes those are not the best either. I’m a single woman of a certain age and when people come out here, they know perfectly well that I have no idea what’s going on with an air handler. So a lot of times, they’ll fix whatever’s covered with American Home Shield then they'll say that I still need to get this or that done but American Home Shield won’t cover it. Also, there are a few people that I’ve had who said that I really should try a different home warranty company and that they don’t like working for American Home Shield. But recently, they sent out American Door Masters and their people who came to fix our garage door were delightful.

The garbage disposal started throwing stuff everywhere and it rusted a hole in it. I called American Home Shield and told them what my issue was and they said, “We’ll assign it to a contractor and they’ll call you for an appointment.” I said, “As long as they call me before they head this way.” We’re usually within 5 minutes or 10 minutes from the house, so as long as they call before they head this way, I’ll be there without any problem. Usually those calls don’t work out well. 9 out 10, they don’t call. They just show up. But Josh, the young man from Greenway Home Services did and it worked out perfectly. He was here within five minutes of when he thought he would be, so it worked out well. The guy was nice, professional, very pleasant and seemed to know what he was doing. He got right on the issue and replaced the garbage disposal. He cleaned up after himself and left. Everything went very well.
I’ve had an experience in the past. We have a lady who has a special son that got hurt, and he’s a quadriplegic now and he has to have somebody with him at night from 9:00 till 6:00 in the morning. When the lady left the following morning, the commode wasn’t working at all. We had to have that commode working because there's not any other commode on that part of the house that the lady could use at night. AHS couldn't get anybody out here. It took a week before we got somebody up here, so I wasn’t very happy at all. They called Greenway. But it was on a Sunday afternoon that Greenway finally called me and they just didn't have any people that way, or the one person they had working was tied up for five or six more and couldn't get out for a while.
We kept messing around with the commode and I couldn't figure it out. There wasn’t any dirty stuff in it. I’ve plunged and plunged and the only thing that came out were clear water. When the contractor couldn't get out here, I went and bought a snake and it cost me $10. When I pulled it out the first time, it had a huge chunk of bar soap in it. We went on and finally, I got enough of it out that it started working fine. I called AHS and Greenway was gonna be out here either Monday or Tuesday. I called them first thing Monday morning and cancelled because I just didn't need it anymore. And they were very polite about that, no issues with them. With the way it worked out, it was only one night that we had that because we got it running the next day. So, all was good. It was just the length of the time that it was gonna take. But that was not AHS’s fault. Apparently, Greenway is the only plumber they use.
All in all, AHS is doing all right. I hated them terribly once before, but this time around has been a whole lot better. They're doing well. My experience this time has been very positive. The garbage disposal was the first new thing they’ve ever put in, because they usually don’t when I have a repair. That was the third time I’ve ever used them and it has been well both times. I’m not happy though with their new deductible they came out with. Their new copay is now 100 instead of 75, but that’s the name of the game. Anyway, it’s all working well for me.

Recently, I could see some water on the baseboard of the floor but I couldn’t see water on the floor. When the contractor came out, they said that the faucet in the tub was leaking because they could see water where the water tank was. But when we had restoration come out, they tried drying it for a day. When they came back and saw that it was still wet, they said it wasn’t the leak. The plumbers came back out and they found a leak in the wall from one of the pipes. They cleared that and upgraded the piping. I had to pay an extra fee to them for the piping. It stopped and dried up then I had somebody come out and do the rest.
Filing a claim with American Home Shield is fairly easy. You can do it online or you can call them. I love to talk to a person myself and they’re very helpful. I’ve had them for a while now, so they’re okay. I hope they would not raise my monthly payment.

At Your Pool Service was great and did a hell of a job. Their guy put a new piece in. The agitator had got stuck and wasn't working properly. He came in and he had to replace the unit. He did the job the same day. He seems to be very professional according to my wife. And when I got home, I put the pool on. It seems to work and was operational. I've been with American Home Shield for a few years now. And for the most part, they've been pretty good with some of the coverage that they have. They enlighten me on maintaining my equipment with checks, like my heating and air conditioning unit, which I get a service done, so I know if there's a problem or if there's something to be taken care of. They've been pretty informative on teaching me how to keep things up to date and when I have different issues coming in.

American Home Shield provides prompt service and you get to choose the person you want to fix the equipment. I like that they have the flat fee, and most of the time, they’re able to accommodate. I had Hopwood Electric recently for a claim and it was great. They came and they knew exactly what the problem was, fixed the problem, and then they were gone. It only took approximately 20 minutes.

I was with First American and any kind of time a claim came up, it took forever to get anything accomplished, for them to call back and to schedule anything. It was a pain. So, we ended up switching to American Home Shield. Everything is seeming to work well right now and as advertised. I put a claim in for the air conditioning circuit thing and then a contractor came out and tried to transfer it, but apparently, they transferred it wrong. And it was a whole thing. There was a lot of mix-up. JT really helped out, got everything squared away and got on the phone with American Home Shield. For the claim submission, I just went to the website and logged in.

I got a double sink and it was stopped up. The water just sat there and didn't go down on both sides. And when it did go down, it was very slowly. I called American Home Shield and the claims process was fairly simple. I called them in the afternoon and we paid a deductible then the guy was out the next day. He rodded out the pipes but his rodder that he was using wasn’t quite long enough. So, he came the next day with a longer rodder and he did a really good job. The sink works now and the water goes out. The service was good and I was very satisfied.

Medallion Plumbing have been out twice. I’m sure the owner has some people that work with him but he came out. They showed up on time and it was very easy to schedule with them once they’ve been referred by AHS. We had something recently where we had an issue with one of the appliances. And when they sent me the person that was being scheduled, it was the vendor that we had a problem with. When I called American Home Shield and said I didn’t want that person coming, they said I could not choose and I didn’t have a choice with it. And they would still send that person out that I had a problem with.
I said that was not gonna work. So, I finally called back and got a supervisor, and they sent out somebody else. I've been with American Home Shield for three years and it’s pretty easy to schedule appointments. We haven’t had any hassles with getting things repaired or replaced. We had Sears before and it wasn’t anywhere near as good as American Home Shield.

I submitted a claim with AHS in the morning when I got up for work probably at 6 in the morning. They called me probably around 7 because they were trying to get somebody out the same day if they could, but no one was gonna be home. Some kind of switch broke in the unit upstairs in the attic and the technician they sent had the replacement switch in his car. He was very professional and friendly. He fixed the problem and was in and out fairly quickly. The experience with AHS has been great every time I've had an issue.

Our refrigerator died and we were covered under American Home Shield. Sears came and the service was good. However, it took a while to get the parts. Plus, the parts came in three installments. When the parts arrived, the tech came and took about three hours to fix my issue. Now, the appliance is working perfectly as it is supposed to.
Still, I wish AHS' contractors are a little higher in quality. The guys who fixed the refrigerator, Sears, were excellent. Every other contractor before that though was second or third-rate. Also, when communicating with AHS, I'm connected to someone in some distant land every time I call. I don't think those guys are trained well. Their English language skills are not satisfactory and they don't understand. What I call a screw is called something different where they are. It takes quite an argument describing what my problem is.
That time, we had a leak in the kitchen sink and every time I spoke with those reps, it would appear on the website of American Home Shield that I have a blockage. I did not say that. Either those guys are reading from a script they cannot deviate from or they don't have the word leak in their script. I argued and argued with them and it was very frustrating.

Akamai Appliance came out and the guy’s name is Sid. He's a wonderful man. He’s always done a fantastic job for me. The most recent job he did was a 2-in-1. The microwave went out at the same time as the control panel for the stove. He was prompt and he diagnosed what part he needed for the microwave. He found that the part is no longer available and promptly told American Home Shield. They contacted me right away and said they would replace it because they couldn't fix it. They asked if I wanted a silver or a stainless steel one. I told them all the other appliances in the kitchen are white but they couldn't find a white one. Then they said they would compensate me for going and buying my own white one, having it delivered and installed. So I did that. I sent the receipts in and there may have been a form with it too.
For the stove, Sid had to order the part and he told me when the part came in. The property was vacated at the time. I gave him the lockbox because I trust him and he came. It doesn't take this guy long to do his job. He works quickly and that tells me he knows what he’s doing. So it wasn't long after that and he said it was all fixed and he had locked up. So he’s responsive. There was a little delay in him sending in a paperwork to tell AHS about the stove and he apologized for that. I accepted his apology and would I use him again? Absolutely.
There was a problem one time where the AHS website wasn’t working properly. I wanted to load in a new property but it didn’t display the cost for the pick 10. So I waited another day and tried it. I waited another day and tried it then decided to call it in. That’s when I found out that they had a recent price change. But it was like 15 bucks a month. I told the owner about it and they said they would pay the $65 instead of the $50 a month so I signed them up. Now, I’m telling my other clients that it used to be 50 and it's now 65 but it was 50 for a long time.
So when I spoke to another representative, it was regarding the fact that it was higher than 65 bucks but the other ones were 50 and I was wondering if I screwed up. Did I pick more than 10? I wasn’t able to see the site but with that same phone call, they said they did have a significant price increase and the pick 10 is now $65 a month. But it varies by location and the size of the property. I told them that I have nine other ones here in Hawaii and they were all at the same price. They were all under 5,000 square feet for houses too. Still, today, I’m gonna be logging in to purchase another American Home Shield on a property that I manage. So I really enjoy AHS. I manage 20 properties and I’ve been a Realtor for a long time. AHS is the only insurance company that I recommend as a Realtor. I tried other ones that said they were cheaper but it didn’t work out. I also had American Home Shield on my own personal property and my claims all went smoothly.

American Home Shield sent another company for the same issue with my AC, and that company didn't do good, so they sent United Air Temp the next couple days. The tech from United Air Temp came out and he put on the part. He left it in the box, he put it on and then he left the case open on my AC. He connected some wires to it. A month later, my neighbor was in my backyard and he asked me why was my AC thing not closed up and why was it still in the box with the wires exposed. He said if it rained, the whole system could electrocute. So he covered up the thing, but he didn’t know about it being in a box.
A month later, the whole system stopped working again. Two weeks later, I called American Home Shield, and they sent United Air Temp out here. I wasn’t home, but my son was home. The guy was telling my son that whoever did the job prior did it wrong. So I told him to call me. I got on the phone with the guy and I let him talk. When he was done, I told him that it was their company that was here last time, so their company did it wrong. He replied, “No. My company wasn’t here. We’ve never been here. This is the new resident for my company in the system.” I told him to hold on a minute and I pulled up an e-mail receipt that I had from them that showed it was their company. It showed who the rep was that worked on it, and what they fixed, and what they were saying was still messed up. It was the same thing. He had to fix that and he had changed the fan now because it blew out the fan.
He told me that he was gonna go tell his manager that they’ve been here before. I asked him if they were gonna fix the fact that they messed it up the last time and didn’t fix it correctly. But nobody cared. I paid the $75 fee back then, and I paid it again this time. Nobody cared to fix the fact that I paid $75 twice. When I told this to American Home Shield, they told me that if it was over 60 days, then you have to pay again.
I've been having the same issue, and I understand that if it’s fixable, then you can’t get a new AC, but they keep sending these same people that I’m not happy with. And the people are trying to do on the side is sell me a unit each time they leave, which is invalid to all their contracts. I keep telling American Home Shield and they keep sending the same people out here. So I would not refer them to my friends. Also, my price keeps going up. It started out one amount and increased every year. Then if you gotta call them to come service, your service fee increases.

I signed for my home warranty with American Home Shield for past four years and I have only had a few minor claims. I got notice from them that my contract will expire on 2/11/2020 so I decided as they have gone up on my rate and I do not use their service, I will go and cancel my contract and not to renew it for another year. I took three hours talking to several of their department and they refused to cancel my contract. After three hours argument with them they decided to go ahead and cancel but they charged me $69.99 ADMIN FEE TO CANCEL. I ASKED WHY I SHOULD BE CHARGED THAT FEE. I WAS TOLD EITHER PAY THE FEE OR RENEW YOUR CONTRACT.
I paid the fee because I was tired of talking to them for three hours and not to renew my contract. I will not recommend this company to any homeowner. Even when it comes to claims their contractors will delay the service for a long time and use cheap parts. They are only there to get your money. Very very very bad company and their customer service. Shop another company before you sign with them. It is very hard to cancel your service.

I have been with AHS for over 10 years. Usually their service is fine, except for plumbing issues. A recent experience has made me very frustrated. I opened a service request for broken bathroom exhaust fan in July '19. They assigned an electrician who didn't do anything and supposedly kept waiting for authorization approval from AHS which never came. After 3 months the service request was closed. When I tried to reopen it, I was told I have to pay the service fee again! Despite protests, I gave in and paid it. A new electrical contractor was assigned, who found that the previous electrician had removed the exhaust fan and so the case was transferred back to them. It's been almost a month and still no resolution.

Over two weeks have gone by since we experienced a significant water leak in our master bathroom. As a result of the damage, the flooring in our master bedroom is ripped up and we have a hole in the wall of our master bathroom. Access to the water leak had to be done by a tile expert. That, of course, was not covered by AHS. Now we wait. For how long? I can't get an answer to that question. When calling AHS you are rerouted to an offshore calling center. I am completely unable to understand the calling center workers. The deafening sound of other calls in the background along with the broken (at best) English of the call center worker makes communication near impossible. Our challenge...weighing the risks of being a homeowner without a home warranty policy vs. having a warranty policy in place but the commitment to service is nonexistent.

If you don't read anything else in this review, read this: Stay far away from this company!!! You have been warned. I bought my first home in 2003, and the sellers purchased a year home warranty which seems to be standard procedure when buying/selling a home. The company they chose was American Home Shield. It seemed like a really good deal, I mean who wouldn't want to save thousands on unexpected home repairs by paying a few hundred a year and a $45 service fee (that was their service fee at the time). I used them a couple of times for minor issues and was happy with the service so I decided to continue the service once the free year expired. I kept them for 4 or 5 more years until I realized what a rip off this company is.
In addition to increasing their premiums and service fees every year, I started realizing that the things their sorry contractors "fixed" weren't fixed at all and would be broken again in a few weeks. Every time I called them back they charged the service fee which was up to around $60 at this point. I also began to discover that I was paying a lot of extra costs that AHS claimed they "didn't cover". So it wasn't uncommon for a $60 service fee to turn into a couple of hundred dollars. For this reason, I stopped calling them got home repair requests and either did the job myself or called more reputable contractors. I figured I saved money this way.
I reserved my calls to them only if I thought it would be a huge expense, but I quickly discovered in this case AHS would find every excuse NOT to cover the issue. This however did not stop their contractors from charging the service fee even if they didn't do anything. I had two cases of this and got fed up with the scam and cancelled my contract with them. I had been without them for nearly 10 years and a few years ago, my HVAC unit started to fail and the money I saved every year by not having AHS covered most of the cost to replace my A/C and my furnace.
Do yourself a favor, read the rest of the horror stories for this company and believe them! AHS is a waste of money. Don't be fooled. They are not a warranty company, they are an insurance company and the way insurance companies make their money is denying claims for every reason they can think of. Don't believe their ads on Facebook or on TV. They are a very dishonest company and you will regret choosing them sooner or later. I purchased a new home last year and was provided with a year home warranty but thank goodness it wasn't AHS. I haven't had to use them yet, but their cost is less than half of what AHS charges in both their premium and service fee. AVOID AHS, you've been warned.
I certainly hate to hear that we did not provide the expected service. You have had several issue with us here at AHS & I apologize for the inconvenience. Thanks for sharing your feedback as we hope to improve processes for a better customer experience. Have a great week.

I've had AHS for seven years and I had difficulty getting my dryer replaced. I ran into a whole bunch of glitches and it took over two months. And it was constant phone calls, back and forth, and I didn’t think I was gonna get it. I just thought they weren’t servicing at all. And finally, it was on a Thursday, they said they were gonna switch me to GE. And she switched it that day and it was delivered the next day. Once it was delivered and installed, I was very happy. But that was the only bad experience I’ve had with AHS, and I’ve called them several times over the years. They helped me with my garage door. I got a new water heater. They fixed my dryer, my washer, my doorbell even, the electricity on that.
Recently, I submitted a claim for my plumbing issue and the contractor came in the next day. He was prompt, courteous and clean. I gave him a great rating. It was really a good experience. I’ve also never had a bad contractor. Everyone’s been fine. However, I’d like to see better communication with AHS. Sometimes they say they’re gonna call you back and they never do.

We’ve had some difficulty with the contractors in the past, but the recent ones have been okay. My stove kept dying and was having the same issue over and over again. I’ve had the assigned contractor out for probably 4 times and 3 of them have been sort of the same thing. My daughter is a cook and so she was trying to bake something, and the oven cuts off in the middle of it. She contacted me twice about it so I called AHS and said, “Hey, look. This is what's going on,” or I also went online.
The switch in the stove has been replaced and then it’s always 50 degrees off. I have to turn it to 450 to cook for something for 400, and that’s not normal. All the years, if I put it on 400, it cooks on 400. But now, all of a sudden, it’s lost 50 degrees. The contractor came back, and they said they couldn’t fix it and there was nothing they can do to figure it out. They were also saying that over time that kinda happens to some ranges. But my daughter has her own thermometer in there, so she can gauge what temperature it is so she would know what to cook it on or not cook it on. So, it’s been trying times when it comes down to trying to get that done. So, the tech had to reconnect some wires or resolder them or do something to it underneath the stove.
I finally said, “Seriously, is this time to talk about getting a new one? We keep going through this.” And he said, “Well, I’ll tell them and recommend it because we have been out here several times.” And I answered, “Yeah. When do we stop and go ahead and do a replacement?” So, American Home Shield has done decent by me and my experience with them has been good. Even though I have heard horror stories from other people about their experiences with Home Shield and other companies that are similar to Home Shield, I cannot complain for the most part.

We’re new homeowners in this place, since September, and our thermostat fell off the wall. And in the process, some of the wires snapped. My wife is pretty handy, and she has installed thermostats in previous residences, but with the wires kind of falling apart, she was reluctant to even try that. So, we called American Home Shield, and they sent Crispy Air out. They came all the way from Phoenix to Green Valley, which is a pretty good drive, and those guys were great. This place had a very unique type of thermostat, and they had to go up on the roof and rewire the air conditioning and heating units to fit a more conventional thermostat. That would have taken me days, if not weeks, but they did that within an hour and had the thing running. They were very professional.
We also had claims due to issues with the icemaker in our refrigerator, as well as our dishwasher, and both were resolved to our satisfaction. The technician had to come out a second time for the icemaker, though, as there was some freezing going on in the back that was preventing water to get to the new icemaker. He figured that out and fixed it. He was great, and so was American Home Shield. My wife did one claim with them online and the other via phone, and both were successful. That's a good response given what can happen out there. We’re extremely pleased with American Home Shield.

I asked him to come back the next day, and again, they were courteous, went right out, and took care of it. It's a great company. The system has been working like a champ ever since. It went pretty well.
I like one of the new features of AHS where you’re able to choose different contractors. I like that rather than not knowing who’s coming or the reputation of who’s coming. So at least I now have a name. If I wanna do a little Google search on them to find out who they are and how they work, I can do that. I’ve made a total of three claims with AHS and I’ve not had any issues. They’ve worked as I expected, so it’s been good.
Thanks for sharing! We love to hear that our process is easy. Although we hope there are no issues in the home, we are here if you need us in the future.

The stove was broken, so I called AHS. The guy came out, he ordered the part, and he came back and fixed it. His service was excellent. I've only had one problem with AHS. They sent out this weird company for my refrigerator, but that wasn't their fault. So they sent out someone else after I let them know that the people never came back. The AHS reps were fantastic. The only thing is if you don't call enough and ask for a technician, they reroute you to somebody in the Philippines, and that was difficult because it's difficult to understand them.

My water heater was not producing hot water, so I submitted a claim online to American Home Shield. Their website was easy and navigating through it was fine. They gave me a four-hour timeframe as to when to expect the contractor out. My husband said that MacLin Plumbing communicated very well. The technician was super professional. The issue was like a button and he diagnosed it in five minutes. He rectified the issue immediately, and we have not had any issues since then. The repair helped our living conditions because I couldn't take a shower without my hot water. I had to go to my neighbors.

It took less than five days for someone to come out after I submitted the claim for my dryer. It was pretty good and I was happy with it. There was a computer board that went out. Two Bald Guys, the contractor, was very professional and knowledgeable, and timely in the assessment. They had the parts they needed. The washing machine was beyond repair. Repairs would've exceeded the cost of a new one. Initially, there was some discrepancy with that. AHS wanted to just repair it but they said it was cheaper just to buy one than labor. I was very happy with not having to be involved with that. They took care of it and AHS let me know what was going on. It went smoothly. I'm much happier than my last company. I would recommend American Home Shield.

When I saw the AHS ad online, I thought that it might be something to think about and signed up for it. I'm glad I did because I had to use it within six months. After I signed up, I called my daughter and I told her about it and she signed up too. They've always been courteous and expedient. My air conditioning claim went well. The gentleman came the first time and realized that it needed a new board because it was freezing up. He left and another gentleman came with the board and put it in. They were on time and had great professionalism. I also had claims for the oven and a sewage lift pump. I realize contractors have other clients, but on the lift pump, they were here in two hours. When I had another furnace problem, they were also here in about two hours. The other ones took a little longer, but AHS gave me the proper timeframe and the contractors were here within that timeframe. I'm very satisfied with AHS.

Whenever I need a repair, I call American Home Shield and I don't have to worry about finding a repairman. Also, if the repairing job isn't to my satisfaction, I call them and they take care of it. So, I've been with them for about 6 years now. Ray Stovall Plumbing came out for my leaking faucets and they already repaired 2 of the 3. The plumber tried to repair the third one twice but it wasn't working out. Once they saw that they couldn't repair it, they ended up replacing the whole thing.
However, the timeframe was a little bit misleading and it took almost 4 weeks. When I initially called, they came within 3 days and made all the repairs. The one in the hallway leaked 2 days later so I called them again, and he came back and fixed it. It helped for a little while but it started leaking again within 2 weeks. When I called them, they came back within three days that time, and the guy said, "Okay, we tried repairing it twice, so we're just gonna have to replace it." And then after that, he put one on order. I waited about 5 days before the new one came in and they replaced it. Still, they were very professional.

The contractor came out a week or two before. My heater seemed to have an intermittent issue and the same gentleman who came back was a very nice young man. He cleaned the sensor and it seems to be the issue originally and then, the heater stopped working over the weekend. The house got down to a very cold temperature over the weekend and I put in a claim on Monday to have them come back and take a look.
My husband took the sensor out again, kind of brushed it off, put it back in and reconnected what he thought to be a loose wire. It did not correct the issue until several hours later. Jonathan, the technician, seemed to think that maybe there was a lock-out of some sort, but he couldn't find any errors on the heating system at all. So, it's working right now and he's unsure of what could happen. He also taped up a part of the furnace that he said may have been blowing out the pilot light. He said everything's in good shape down there and it should be fine. I hope that that corrects everything and that went good. Comfort Pros seemed to be very responsive and it seems to be a very good company. They came out quickly and notified me when they were coming out, so I'm happy with them.
I'm very pleased with the response time and service of AHS. They get back to you right away and they handle the issue. I've had claims with my heaters upstairs and downstairs. and the one recall. I understand that these things happen, and sometimes there are intermittent issues, and you can't figure them out right away. I don't want problems with my house and that's why I have the extra assurance of American Home Shield. I like having that security and I'm very satisfied with them so far. I recommend them to my clients.

When I bought this house in 2017, they already have American Home Shield so I just continued that premium. It's like I inherited it. I went shopping and still, it's cheaper. In fact, I have another home warranty and it is about to expire so they want me to renew. But it's more expensive than American Home Shield. They have the same coverage, so I'd rather stay with American Home Shield. But right now, I'm not happy with American Home Shield.
The plumber came out. There is a water leak because there is mold. He looked under the sink and found the bad pipe. He changed it. And then, he looked in the dishwasher because every time I use it, there is water in the floor and it is seeping through the cabinet. I don't know how long it's been doing that. But he looked and said the dishwasher is messed up. He said, "I have to refer you to the appliance. You don't have to pay anything."
Yesterday, I called Home Shield and the rep said that it is a separate one. So I have to pay another $75 because it's the dishwasher, and it's not the pipe. I said, "There's something wrong with the pipe too when he found out. Number one, it's the water, where the water coming from?" He said, "We don't cover secondary damage." Without that water, there is no mold developing in that. I have to pay another $75 for the appliance person to come out. Until now, I did not receive any call from any appliance person.
I apologize for the inconvenience we've caused. My name is Stacy and I will contact you to make sure your issue is resolved. I look forward to assisting you.

It was in the middle of January and it was gonna be 17 degrees, and they shut off my gas and I had no heat over night. I called American Home Shield as soon as the gas company left here. They got me hooked up with this company that could get to me the next morning, which they have 24 hours to respond. But they actually responded and got me an appointment and were here at 9 the next morning. They fixed it. I also reported a couple of plumbing issues along with that, and they fixed those too. So I got more work for my dollar because they sent a plumbing company while I’ve got this little drip and my toilet keeps recycling. They were able to repair the faucet too. So I’m very happy.

The claims for my refrigerator's ice maker and the dryer part of my washer-dryer both went rather well. I was very pleased with D&D. The only delay was on getting the parts, which AHS had to order. The ice maker took about 2 weeks to repair. It was over the holiday so it took a little longer. For the dryer, it took about a week to get the belt and about nine days to get the repair completed.
There are lots of companies out there and I have tried a few others. Typically I file claims for small items and I’ve been relatively pleased with AHS so I usually go to them first every time I have a new home. I’ve had AHS on and off for about 15 years and for this specific go-around, I've had them for two years or so. One time when I was displeased with the service provider, I called AHS about it and they were nice enough to send someone else and not charge me the additional home service fee. From the time I called American Home Shield to the time he finished up, it was good to go.
I like their customer service's expedience. As soon as I made a call, the next day, I had a contractor and he fixed the problem. It was a fantastic service. It was 180 degrees from Select service who tried to get out from everything three weeks at a time to get a repair done. American Home Shield should listen to their customers a little more about the quality of their vendors. I filed a claim with them and the plumber that came was not good at all. He made me uncomfortable and he didn't fix the issue the first time. I expressed my concerns with AHS. They told me that my choices were to cancel the claim completely, file a new claim with a new plumber and pay another $100 or have this plumber come back to my house. But I didn't like him and I didn't want him back in my house.
I paid AHS $100 but I didn't get that money back even though the problem wasn't resolved. Also, I shouldn't have had to pay that because they sent a clown to my house. But they said they would make sure that the plumber never came back. They sent someone new for the second claim and the tech came when he said he would. He was a couple of minutes early. He fixed the toilet and it had been working since.

I have a one-story house but it’s kinda large and I have two furnaces in it. I have one furnace for the basement and one furnace for the first floor, and both furnaces went out at the time. I called AHS and an answering service person answered the phone. I couldn’t talk to anybody and the answering service said that somebody was supposed to call me the next day to follow up to see what’s going on, but nobody did. So, I called back again and talked to someone. They called East Ohio Furnace Company and when the techs came over, they immediately fixed the lower level furnace. So that gave me some heat but the heat didn’t come upstairs to the first floor.
I was told that the other furnace had to be replaced but it took them four days to come and do it. At the time, the house was freezing. Also, I had to have an operation, but I caught a cold and I couldn’t do the operation. When I called the local furnace people and asked what was going on, they said that they were waiting for Home Shield to send them the furnace. They said that the insurance company was gonna send them the actual furnace to their shop then they were gonna bring it over here.
After four days, the contractor got the furnace and I got a call from the insurance company that the furnace was covered but I had to pay for all the connections to the furnace. So, the techs came out and replaced the furnace. Then this local furnace company really stuck it to me because they just had to detach the electrical cord and reattach it to the new furnace but they charged me $185 for that. There’s a little drain, a PVC pipe, which was already there and they charged me another 185 for that one. They also had to put a little piece of sheet metal on the top of the furnace because the physical side of the new one was slightly different from the existing one. And they had to put a little bit more of the heat duct up there and charged me 300 and some dollars for that. All together, they charged me $1135 and that was extra.
So I didn’t pay for the furnace, but this other stuff that I’ve paid for cost a lot. And I couldn’t fight with these people because we were freezing and everybody had a cold in the house. So, I had to do whatever they said and in my opinion, the local company really took me for a ride because they told American Home Shield that that was what was going on. So, they charged me. After the whole thing was done, I called another furnace company and asked how much they would charge to replace the furnace and they said $3,000. So, AHS paid me $1900 but from the 3,000 that they would’ve charged me, I would’ve bought a furnace for $2,500, and it was $500 for attachment and additional stuff. I have six rentals and I replace furnace for them, so I know how much a furnace is and I know what’s going on.
The other thing was that when these furnace people came over, they were taking the new furnace out of the box on my driveway and after they took it out, the bottom of the furnace was dented. I was under the impression that they had to wait for American Home Shield to send them another furnace and it was gonna be another four days, so I told the guys to not worry about and it just put the furnace in. I told them that the dent didn’t bother me.
Then they said they were gonna replace it and that they would go to the store to get another one. But their boss told me that the reason for the delay was because American Home Shield was supposed to send them the furnace, and now it seemed they had a bunch of them in their store. So I wondered why they didn’t come and replace it three days earlier. Overall, the service could have been better, but they took care of me. They also replaced my water heaters in the basement and I had some good experience with them. Still, AHS should get better contractors in the local areas.

We heard from AHS first with a voicemail saying that they a report from the contractor saying that our claim would be denied because there was an unauthorized part put on at some other time which was why we needed a new compressor. We were floored because we didn't think we needed a new compressor because that's not what the guy told my husband at all. He said the opposite. We were also surprised because any repair would have been done going through American Home Shield, so we thought that was strange.

The belt had come off of the dryer so I called and put in a service request. I went through a series of automated prompts and it said somebody would contact me. They gave me the phone number as well. Golden Appliance came out the following day and the tech was courteous and professional. He showed me the belt, the grooves in the thing that he was replacing, and the new one. He was very hands on and very knowledgeable in explaining what went wrong with the dryer. He was done in less than an hour. It was a great experience and the turnaround time was quick.

I’m still waiting for my exhaust fan to be fixed over my range. MJ Appliances came out on October 31st and that was the first time. The guy who came did not have a shirt with his name and I asked to see his identification. He said that he knew the part and it would be about three to five business days that he'd be back. However, he didn’t come back until after I called American Home Shield again and told them that it was still not fixed. Well, American Home Shield ordered the part, but the connectors were wrong so he couldn’t put them in when he came in January. He said that he would have to get different ones.
It is now February so I called American Home Shield. They asked me if I wanted to replace it and I agreed. It's going on too long, but I need to find it because it is flat. It’s not curved in the front because the way it’s put in over the range was a special way just for that type of exhaust fan. So I haven’t heard anything back from American Home Shield as well as from MJ Appliances. They’re really terrible.
In my most claim with All Hours Emergency Plumber, the guy was fantastic and so pleasant. He wore a shirt with his name on and he had a truck with the name on. It was really good. We had AHS before then I got it again because my appliances were in for 10 years as I’m no good at fixing it. I recommended AHS to somebody who has a son that was getting married and buying an older home as she knew I had it in the past.

I just had some electrical work done through American Home Shield. I was given information and feedback on the person that came out to do the work. I had receptacles that wouldn’t work, and it goes to my dryer. And the One Way tech came in and repaired it. His name is Doug and he worked in a timely manner. He came back like two times. The second time, he came and he just went through and did everything at the time. But the first time he came out, he sort of like did an assessment and told me what needed to be done. He was excellent.
I've had American Home Shield for about four years. It would be nice if they could have some of the parts. But that’s impossible because they have to really come out and let them do the assessment, and then, report it back to home warranty first. If I could go to somebody else, I would definitely go to someone else. I feel that American Home Shield is slow. They don’t keep up with their work. I have had someone to come out about almost four weeks ago on appliances, and I have not heard anything from the home warranty nor the tech. And I paid my $100 fee. I’ve been calling the home warranty, and they tell me, “We’re waiting for the part. I will call you back.” I get all these foreigners whom I don’t halfway understand what they're saying.
American Home Shield needs to keep their word. They should be able to address and pacify their customers. They work with a particular list. And if you have somebody in there who's already licensed, you have to go through a lot of red tape to get approval to use that particular license. It shouldn’t be that way. As long as you got the assessment done, the $100 paid, they should be able to work with you.
Thanks for sharing your warranty experience. My name is Stacy & I will contact you to make sure your claim is resolved.

Submitting claims is a hit or miss whether Home Shield takes the claim seriously or not. I could call in and put in the claims and then when I hang up and look at it, something has changed. Like I called in for another company that I had called them for with the heating at my house and the heating was not repaired, so I would call in and call in. And finally, they got it where they didn't charge us anything. But then when I called with JW Heating, it was another element that needed to be repaired, which JW Heating said they didn't do and they had charged me again. So I cancelled the appointment.
Also, they don't solve issues quickly. It takes a while and you go through different people. And they speak a different language. So most of the time, you can't understand them. They can understand you, but you can't understand exactly what they're saying. Customer service can improve by taking better notes. Each time I call, it's like I have to go through everything all over again. They don't have the notes that the first person told you and they won't honor anything because they don't have the notes.

We've had American Home Shield for a few weeks so far and we just did a rekey service. The rekeying is a wonderful break-in service to get us used to working with them and understanding the claim process. There were 2 gentlemen from Lane's Lock who came out and they called ahead and were prompt. They had enough staff to be available on short at the day of my closing. So, it was a really good experience overall.
One improvement American Home Shield can do on the claims process that would be nice is to get receipts emailed to me for the payments I make. When I call in and schedule a service, they take my payment and there is no receipt. I haven't received any receipt because we're renting our property so we need to track our expenses. American Home Shield is a really good service so far. We've had a home warranty with them 20 years ago and we weren't pleased, so this is a big step for us to come back.

I usually submit my claims online. But the only thing I don't like about online is that you cannot put any comments explaining the problem. So if you put furnace and a technician comes and he says he fixed it and he didn't fix it, you cannot say, "No, he didn't fix it." That's what I had problem with AHS in proving that the tech couldn't fix the washing machine. And if I wanna call AHS, it’s gonna take forever to get somebody. But I've been very happy with them because I don't need to worry about anything. About two weeks ago, I called to renew the contract, and the price raised from $750 to $1,200. I didn't like that.
The guy from A-1 who came out for my furnace was easy to schedule. He was willing to hear what was going on over the phone. When he came out, he inspected everything. He was knowledgeable. He did a great job. When I explained to him, he right away mentioned a few things and he checked them and we found corrosion on the sensor. So he cleaned them up. He explained what he was doing and he fixed the problem. Usually, after two weeks, the furnace would act up again. It didn't yet so I assume he did fix it. The last three technicians before him were from West Michigan and they didn't know what they were doing. I had to keep calling AHS. So I was very happy with the last person from A-1. For the first time, I got somebody who knew what he was doing to the furnace.

I have a property for which we were doing some electrical work, and it was a pain getting a hold of them. And they never call back when we’re trying to resolve issues. But their rate is reasonable for the satisfaction of helping with some of the burden of expenses and repairs. Also, they're normally quick with sending someone out after we submit a claim. They sent RC Appliance out to change my dryer unit and check my washer to make sure everything was working right. The tech was super polite and was fabulous. He was straight down to business, got in there and got it done. He also gave me enough time to get up there. He was just top-notch.

We’ve had one gentleman that came out before from another company. He had to sit on the floor and YouTube how to do the repair. My experience with American Home Shield was a zero, but my experience with the contractor, Ragan and Molinet, was fantastic. They came out like I asked them to. The tech was awesome. He was very knowledgeable and professional. He took the time to explain every single thing to me, what he was doing and what he was asking for and why. He knew what he was doing and I was very impressed with him. He went around, fixed one light and took pictures of a bunch of other stuff. He told me that he was going to submit the claim to American Home Shield, and that American Home Shield would call me. After they would call me, R&M would call me back and we could set up an appointment for them to come out.
I looked at my contract 4 different times and read it. From what I could see, everything on that list should have been approved. Anyway, I get it back and they told me they were not going to approve any of it, and I owe Ragan and Molinet $1,540 out of my own pocket if I had them come out. That’s crap. That’s why I signed up for the home warranty and I’ve been paying for 4 months. This is the first time I tried to use it and they shot me down.
So, I called and asked for the contract to be canceled. Whoever I got was some foreign girl. I could barely understand her. It seemed like she could barely understand me either. She kept ignoring me when I told her to cancel my contract then she said she was gonna send me a second person out. I told her I didn’t want another contractor and that I was happy with the one they sent the first time. She insisted I have another one come out. I told her I didn’t have time for that, that nothing was going to change and that they were gonna give me the same diagnosis they gave me the first time. I already wasted a whole day on the phone back and forth with her and she wanted for me to waste another day to have another contractor come out. Also, they won’t ever give you a time. It’s between 8:00 and 4:00 or noon to 4:00, and you’re pretty much stuck there the entire day waiting on them.
I read online and American Home Shield told me they weren’t gonna fix any of it because of misuse. It’s electrical outlets. How can there be a misuse? We turn them on, we turn them off. That’s it. So, I finally got someone who would cancel my contract, and they said they were gonna give me back my $100 fee. But I still haven’t seen that and I’m still waiting for that to come back on my credit card. They also wanted to charge me some kind of fee for canceling my contract too early. I’m not gonna keep paying on somebody that’s not gonna give me the service that they said they would provide. I already have an appointment for Ragan and Molinet to come out there on Friday and fix it for me without American Home Shield.

Home Service Corporation came out and the guy was really great. The furnace would kick on and it would get so hot that it would shut down before it reached the desired temperature in the house. We weren’t sure exactly what was causing it but the guy tested everything. He kept making phone calls to other people in his company to see if he should test for anything else. He checked all the pipes. He checked the one coming into the furnace and the one going out of the furnace to make sure there was nothing on the outside of the house causing any blockage for the air to be sucked in or blown out. He did everything that he could think of doing. There was no fix to it. He made kind of an adjustment and said if it happens again, to let them know.
What we think might’ve happened is that the gas was turned up too high so it was causing the furnace to overheat. The furnace was doing what it was supposed to do, which is to shut down before it gets too hot to reach a temperature that could be hazardous. So the guy turned the gas pressure down and he did something else to allow more circulation of airflow.
Later on that afternoon, my husband cranked the heat up to make sure that the furnace was trying to get to a higher temperature and he said it ran for 24 minutes without shutting off whereas before, it was only running for four minutes and then shutting off. So we think the problem is fixed but I don't know whether, if we do have a problem with it in the future, we would have to pay another deductible or would it be part of this whole let’s-try-this-and-see-if-it-fixes-it kind of thing. Nothing was replaced. Nothing was really repaired. It was just adjusted. The other thing he said was that if it didn't work, it could just have been a bad install from the get-go. The furnace is only five years old. We’ve only been in the house for five years and it was brand-new construction so you wouldn’t expect a furnace to go bad that quickly.
This is the second time that this contractor has been to our house for two different issues. We had a plumbing issue with our toilet. It was leaking. There was a broken seal on it. And they came out the very next day. I made the claim at midnight on a Thursday and they came out on Friday between 10:00 and 2:00. So they were very prompt. They were very quick and they fixed the problem. I really would highly recommend them for coming out so quickly as they did. It was the same thing with the furnace. We made the claim in the middle of the night on Saturday and the company called us at 7:00 am, Monday morning, as soon as they opened. Then they had someone at our house a couple of hours later.
But the first time I ever used American Home Shield was for a dishwasher repair and I would give thumbs down for that contractor. They had to come out several times. The first guy didn't know what he was talking about. The next guy kinda did the same thing the first guy was doing. They did not fix our problem. They came out a total of five times – three times to look at it and twice to replace parts. Then AHS finally sent a second vendor out. That second vendor was the one who finally replaced what needed to be replaced and fixed the problem. It seemed like the first vendor wasn’t willing to go the extra mile.
The dishwasher needed like a motherboard. But the first company just kept replacing the computer over and over and there was a disconnect somewhere. The second guy ended up replacing the motherboard and the motor simultaneously and it worked. We’ve had no issues with that. Basically, the insides are brand-new dishwasher. It’s the outer shell that we had from the existing dishwasher. But I placed the order for the service request on September 8 and it wasn’t until the first week of November when they finally fixed it with that second vendor because the contractors were coming out for weeks at a time. On the other hand, submitting a claim is so easy. I just log on to my thing online and hit the service request button. They ask me whether it’s plumbing, electrical, furnace or whatever. I click the button and tell them what I need. Then within 30 seconds, I get an email saying that a contractor has been assigned.

Terrible service, terrible customer experience. I've used AHS several times. While it's easy to make a request, don't expect a good experience from that point forward. After submitting a request to fix my furnace that was inoperable, a contractor was assigned quickly, just as they promise. However, the chosen contractor did not contact me, or respond to my direct phone calls after several attempts within 24 hours. When I contacted AHS, they refused to reassign me to another contractor until I made several persistent phone calls.
After assigning another contractor, the one that showed up was unable to fix the problem, and left me without a working furnace in January at 5:00PM on a Friday. AHS once again refused to reassign my service order, this time because the original technician hadn't released the request in the system. What kind of service puts their technical limitations and rigid processes ahead of common sense and the customer?
To top it off, once the technician released the order on Saturday morning, AHS was unable to reassign the request because they cannot find a service company on the weekend. But don't worry, you'll at least get a patronizing "I understand you're concerned about not having heat," if you complain enough. Bottom line, don't count on AHS unless you're okay with sub-par contractors and no sense of urgency.

My toilet started leaking on Thursday, January 2. I contacted American Home Shield (AHS) and they assigned Budget Rooter out of Citrus Heights, California (CSLB 1007353). The earliest appointment Budget Rooter had was on Thursday, January 9 from 2:00-7:00. On January 9, a technician arrives, verifies the leak and diagnoses it as the wax seal. He goes out to his truck to get the part, and returns ten minutes later (after smoking a cigarette while at his truck) to tell me that he doesn’t have one on his truck. I asked when they will have the part and return, and he said “probably tomorrow”. The next day, I don't hear from Budget Rooter. I call them to get status, but nobody answers. I left a voicemail.
By January 13, I still have had no response from Budget Rooter. I spend an hour on the phone with AHS, and the warranty company tries to reach Budget Rooter. While on the phone with AHS, Budget Rooter emails me with an appointment time that I am not available for. Finally after about 4 hours of leaving voicemails and then receiving emails from Budget Rooter, I get an appointment time for Friday, January 17 from 2:00-7:00. On January 17, Budget Rooter does not call or show up for the appointment. I try calling them, but their office hours are Monday-Friday from 8:00-4:00. I call AHS on January 17 to report the no-show. AHS told me they will have a resolution for me on Saturday morning. Saturday morning - no call, no resolution.
On January 18, I call AHS again to follow up and am told that they have to wait to hear from Budget Rooter. Several days go by with no contact from AHS or Budget Rooter. On January 21, I call AHS again and ask for a manager. I speak to a manager, and request to have another contractor sent out. I am told that my service call fee will be refunded in 3-5 business days, and that the Contract team is currently reviewing my case. The Contract team will decide if they can send someone else out.
On January 24, I call AHS again to follow up. I am told the escalation department is closed for lunch, but someone will call me back when they open in ten minutes. I wait two hours, and end up calling AHS again. I am told that the Contract team has my case and I will hear from them today. I still haven’t heard from AHS and my service call fee still hasn’t been refunded. There is no reason to have to wait three weeks for a basic repair, and no reason for both of these companies to not return phone calls. All I want is my toilet fixed. Over two weeks, and still no resolution. I've taken two half days off from work, and spent over six hours on the phone trying to resolve this. It shouldn’t take this long for a basic repair.
We do apologize this issue was not taken care of and the delay you experienced. We will be more than happy to assist. My name is Robert and I will be assisting you in this matter. An email was sent regarding this matter.

My wife submitted a claim with AHS around three days before Christmas. And then the contractor came out right after New Year’s. It was the holidays. It’s hard to get him out as quick as we needed him to get out there. But we understood that. We just did a lot of microwaving instead of using the oven. The guy was really, really friendly and on time. He fixed the oven right away.
The last claim before that was for a leak with our AC, and the guy who came blew out the line. We weren’t really happy with that company. He said that basically, the drain pan needed to be replaced. They gave us an astronomical amount and we told them there was no way we were gonna pay for that, to replace this whole drain line. The problem, once they did it, we had somebody else come out. They came and looked at it and that person cleaned the line and told us, ‘You need to do general maintenance. You need to run bleach down it periodically. At least every month or two months. It gets the mold to go away from the main line so it doesn’t block up and it's able to drain out the side of the house." Other than that AHS has been okay. I've had the AHS ever since I bought my house five years ago, and every time we’ve had a problem they have been great. Everybody is always really nice. Whoever contractor they use actually do the calls.

A lot of times, when you call AHS, the amount of time you’re on hold is ridiculous. I've started submitting claims online, which has been much easier and really simple. They also respond immediately. Over the years, I’ve had some really good contractors and had a couple that wasn't quite so good. But they usually come in and do the job. When one of my garbage disposals in the kitchen just wouldn’t run, the contractor came and fixed it.

American Home Shield sent Budget Rooter to replace a garbage disposal. They were out the next day after I filed a claim. The contractor was friendly and did his job. It was only like 15 minutes to take the old garbage disposal out and put the new one back in. It was just a couple of hookups. I’ve been with AHS for a little over 10 years now, and when I did need them they came out and were quick to get people out here. And if the people they were gonna send wasn’t here for a week I could contact them, and they would get somebody else.

I had a sink that was backed up with water because the blades on the garbage disposal were not turning. American Home Shield sent a contractor right away and the first time the plumber came out, he got it going again. Then, he suggested I go buy an Allen wrench that fits the InSinkErator. So, I went to Home Depot and asked for that Allen wrench and I bought it. But the next morning, the sink backed up with water and the garbage disposal did not run. So I called them and they came out again immediately. He showed me how to move the blades with the Allen wrench that I had and he said that the garbage disposal did not need to be replaced. It’s 15 years old and it probably would go for another five years but I would have to move the blades. He checked to see if it was clogged or anything was caught in there. So, I was very happy with the service.
The only problem is AHS is charging me $75 to have the plumber come out. That was fine because he returned and they didn’t charge me again but I feel like I’m taking a chance because the dishwasher is all rusty and it still works but I’m not gonna use it. If the contractor comes out and gets the dishwasher running, he could say that they couldn’t replace it because it still works. It’s a health hazard though and I could just get a new one for $400.

Everything went well with my appliance claim. Sears took care of whatever needed to be fixed. They fixed what I was having trouble with. I like the fact that American Home Shield would go ahead and get somebody. I don’t have to worry about calling around trying to see who I can get to do the work. They do that for me, and then they contact me and let me know.

Bay to Bay Appliance came out to work on the refrigerator. The very first time was on the ice machine, and the second time was when refrigerator wasn’t keeping cool. Those were the worst people you guys ever sent. The person for the customer service is very crappy. And for a company that actually works at the office 15 minutes of my home and cannot accommodate the time that the homeowner will be home, around 3:30, they would not come and do that. It is either between 10:00 and 2:00. My son had to stay home from school so somebody could be home for that 10 o’clock appointment. Then, they did not show up on time when you asked them to show up. They came in when they wanted to or you got to cancel it. They were not accommodating at all. I would not recommend them to fix anything for anybody.
One thing I figured that American Home Shield could definitely work on with their organization is that, for instance, a hole appeared from underneath the hot water heater, and there was water all over the place. It started on Friday, happening around 6:30, so I immediately called. I told AHS that I have a new baby in the house, so I needed the water. When I placed the call initially, they did not put it down as an emergency call. They said the technician would contact me. I then waited. I stayed up till 2:00 that morning, and nobody called. Nobody did anything. I called back that Saturday morning, asking what was going on. They said, "Somebody will call you within four --". I said, “Four more? My water gets running with no way to stop.” So, they decide then to say, “Well, that’s the policy.”
Until I haven’t said that I wanted to escalate this, I did not know that they have a division that gives you authorization to contact in your area and then you will have to pay the vendor and then AHS will reimburse. This is something that they should put into play, letting people know that they have that option. I was given the runaround that whole Saturday. It is cold in Florida right now -- a young kid with no heat and no hot water heater. Certain things could have been handled differently. I’m yet to even get my reimbursement because they said that I have to wait. I sent the copy of the invoice on Sunday, and they said they haven’t got my invoice as of yet. Up to now, I’m yet to hear if the department received my email. The way they handle stuff, certain things are inappropriate. Nobody knows if they received it. There is no stating that, “Okay, we have received the email, but the process, you gotta wait on 12 business days whatever.”

I made a claim to AHS. I got a message that the P2 Tech folks were coming out. They called me and said they had a cancelation and have a break in their schedule, if they could come sooner than planned. And I said yes and they came and they took my washing machine apart and said they had to order a part. And so they then contacted American Home Shield.
I got another email from American Home Shield that said, because of the cost involved in repairing, they are gonna get me a new washing machine. And so they told me to go on the website and choose the one I wanted. I did that, and I got a call today from the people that they contacted that will be bringing it out on Wednesday. I was extremely pleased with the communication, both by email and by text message. The services provided were good, just the part was worn out that they couldn’t replace right away, so I will readily accept the new one. If you have a claim, AHS communicates with you immediately. And it’s been really good.

My recent claim went well. When I made the initial call, it worked out great. I got a call right away and the contractor set up an appointment. They were very prompt and took care of the problem. How they came out and explained everything was perfect. I couldn’t ask for a better service. They had to replace the thermostat and they followed up with me a couple of days later to make sure that everything was fine, which it was. The guy gave me a business card so in case we had any problems, we can always call them. I just purchased this home and AHS worked out great. I’ve had them previously probably over 20 years ago. I moved out to a different state and looked at different options but because of my prior experiences with them, I went back to them.

I wanted to get a home warranty then I did a Google search and American Home Shield had pretty good reviews. When submitting claims, AHS would get back to me right away. It was really easy on the website to fill in all my information and then I'd typically get a phone call within 48 hours. The contractors they sent have all been great, I got zero complaints. They've solved the problems, and when it was the most recent problem for the plumbing, I had two different claims that got forwarded to Aaron's Plumbing. I wanted them to look at those two issues and one was not covered by the home warranty. They still looked at it, but we were clear that if they did anything to fix it, it wouldn't be covered, so I might wanna shop around. I appreciated them telling me that instead of going ahead and doing it and me getting a massive bill that I wasn't expecting.

The last four years with AHS, Flow Right has been the company that comes out to my house. I love Flow Right. They came out to unstop my toilet, and they were great. I already know the system of AHS. Once I call them I already have Flow Right in my phone. I just call or text and tell them. I don’t even wait for American Home Shield to make the call. It’s just with the companies that I don’t know that AHS has to make the call.

My kitchen sink faucet was leaking and then in my master bedroom bathroom, the toilet was starting to run in-between toilet flushes so the flapper seal was going bad. When I submitted the claim through my phone on their website, I was expecting to take a lot more longer but it was extremely easy to do. When I was finished with the online portion, it gave me a message that I should be contacted within the next 24 hours to schedule my service. I ended up getting a call about an hour later and they were able to get somebody out to take care of the work order the following day. It was perfect.
The contractor called me about 9:30 and let me know that I was the first one on their list because I lived so far out of town. It takes about 45 minutes to an hour to get to my house from the downtown San Antonio area. I've had people where they’ll be scheduled to come out to my house and they schedule me for midday because they want to get as much as they can done in the morning and then half of the time, they were in late. It ended up being 4 in the afternoon before they showed up, and I ended up sitting around all day waiting for them to show up. But this time around, the contractor was here by 11. I already bought a new faucet for my kitchen sink and they ended up installing it, changed out the flapper seal on the toilet and they were gone before 12 noon. It was better than I even expected.

I called in for the garbage disposal and a leaky pipe. This is about the third time I did it, and the garbage disposal is fixed. The last guy was a very nice person. He was very professional. But I’m paying $75 a pop for the same thing, and I’m gonna have to call in again this week. It’s hard for me to keep on fighting the fight. I don’t have the health to do that. But I report it in and American Home Shield keeps on sending people out. I'm not a plumber, but I know the damn pipe is too short, and they’re not making a solid connection. That’s why it leaks. When somebody comes out here, they see something and they tell me it's fixed. But the leak remains. When you vibrate the garbage disposal, it starts to leak after a while. It leaks very slowly but it continues, and that’s been going on and on and on.
Last year, it took me 10 weeks to get my washer fixed. I’m getting to be an elderly guy, and I can’t fight the fight day in and day out anymore. I need somebody to come and do what they’re supposed to do one time and get it completely fixed. I don’t need a slice of bread. I need a loaf of bread, and American Home Shield is pretty good at giving me a slice of bread. Also, I don’t have a lot of money.

JTs Electrical Services came out to fix an electrical outlet that was not working. I called this claim in and the contractors came very soon. But I was not pleased at all with their work. The lights wouldn’t work in one particular room and they only changed one outlet. It was in a very small room, but there are four units in that room that I think that when you change one, it turned on, of course. And then, in a month or two, another one’s gonna go out in that same room because they kinda all pull together. The other three are gonna go out at some point in time. They took that unit plugged in something to the wall and changed one of them. These things cost $2 to change a piece. All four of them should’ve been changed. My wife was here and I wasn’t here, and they were happy the lights were on but when I got here, I thought that was not right.

Our home is 10 years old and it’s a luxury home with luxury appliances. I found American Home Shield on the internet and it was affordable. The monthly payment was very fair. This is our second year with them and we’ve never had a mediocre experience. They’ve either been fantastic or a disaster. We had a company come out once when I was having a problem with my oven. There was a little timer button you press all the time to set the time and it developed a crack in it and it was soon to disintegrate. This gentleman came out and said that it looked like I had taken a hammer to it. It made me wanna cry because we live in a beautiful home in a gated community. So, I complained to AHS and they sent another company out.
The gentleman was in his 60s and he said that we live in Las Vegas and it’s dry here. He sees it all the time. My oven is 10 years old and if I press the timer button, it is what happens. He said he knew that I didn’t take a hammer to it. Then he said that when American Home Shield was sold, the company policy changed. He said that in the old days, when they would go out on a service call, whatever the customer needed, they got. They were never afraid to tell American Home Shield that the customer needs a new dishwasher or a new oven. But nowadays, this is what I have seen with the people that come out. Not every company but the last gentleman that came out to do the washing machine was trying to tell me there was nothing wrong with the washing machine. I said to him that I’m 67 and I know that when I open the door and the clothes are all wet, there is something wrong with the spin cycle. Then he broke our shutoff valve.
Our home is 10 years old and there is no excuse for him doing that. So, it was an emergency. We had to turn off the water and then I had to call Water Wise to come out. We had no water, so they came right out, but they said that I had to pay for it out of pocket. I called American Home Shield and I said that we had an emergency. Their technician from the other company broke our shutoff valve. The gal said she would take care of it and call me back. She never did so we paid out of pocket to have that fixed and it was disappointing. They said that I signed the papers stating that if the contractor caused any damage, I am liable. I never signed a paper like that. If I did, it was in the fine print. I felt so sad. So, it’s either a fantastic, legitimate experience or it’s just super sad and disappointing. The contractor should just admit what he did and fix it.

The guy from Mid-State Appliance Repair came out, troubleshooted the problem and ordered the part to fix my refrigerator. Then, they called and rescheduled it. It was something with the temperature and he came and fixed it. They were awesome. The guy told me that when the gauge is not reading, it would throw off a code to where it’s supposed to defrost the freezer or the fridge. If it doesn’t, it will form a block of ice in the back of the freezer, which won’t allow it to cool. There was a big block of ice in there when he took the back piece off.
I like American Home Shield. It looked like I was gonna ran into a issue when I did my first claim with my sink and they were not gonna try to get things covered but it ended up working out. They ended up fixing everything once we got all of it done on our end. I refer everyone I know to AHS and a buddy of mine signed up about a month ago. Submitting a claim is no hassle. You just call or go online and tell them the situation. You pay your deductible and they’d have someone scheduled to come out there. They’d tell you to call and schedule the appointment, which is good. It’s beneficial to have it. That’s one bill I’m gonna make sure gets paid every month. Having that insurance is very important especially because you don’t know what issues are gonna arise, especially when you buy a new home.
