We enjoy the convenience of the service. I got a lot of old equipment, including an old air conditioner and heater. At some point, I continue to do the annual maintenance on them and American Home Shield got it fixed. We were able to schedule the service repair and the tech that came out to do it was wonderful.

My garbage disposal was leaking. I called American Home Shield and they took my deductible and scheduled the appointment then the guy came out. It was a straightforward process. The contractor looked at my garbage disposal, diagnosed the problem, and said I needed a new one. American Home Shield replaced it with no problem. I have used them for my HVAC unit as well. So far, everything I've done has been good. I noticed that some of the vendors that they deal with try to upsell you, but I don't think that's American Home Shield’s problem. The vendors fix one thing, and then they say, “Well, we can do this for you. We can do that for you. You need this. It's going to be an extra $500 for that.” I tell them, “Well, I don't need that right now, so that can wait.” Besides that, the process worked well.

I had the water backing up from the garbage disposal side over to the rinse side. When it comes down to trying to reach Home Shield, it takes a while to try to get ahold of them because they have so many people ahead of us. But then, Island Mann came promptly. If they couldn't make that specific date, they still agreed with a time frame that allowed me to be present for them to come and do their work.

What the man found was that the garbage disposal was okay. But he found that there was a pipe that needed another connection to it because it was leaking water down under the sink. I told him I had a problem with the sink backing up on rinse side of the what-you-call-them so they need to check the garbage disposal to see if that was the problem. Also, it leaves a foul odor inside of the dishwasher. Since then, Everything has been performing fine. I have not seen any water under the sink. I also have had two other things done here. I had the Roto-Rooter man come and I also had the dishwasher and stove.

I was telling the man that Home Shield keeps going up on the prices. I've been with them since I had this house built in ‘96. We’re almost close to the same price as what the charge would be when the techs come out. Then Home Shield charges your card before the man comes and does the work. So, if the man can’t come on that particular day and he can’t come on the following week, your card has already been debited for $75.

Right now, I'm at $70 and some cents for a monthly charge from my contract and thing where other people are paying lesser than that with Home Warranty and other places. I understand they're trying to get their amount, but when you get up at a certain age, you got a fixed income. You got to give an account of everything that you put out. I understand everybody got to have a price. But when next year comes, that price is going to match what I'm paying for the service fee. How does that help me as a customer? Other than that, whoever they sent here was very courteous with their service and did what was necessary to do what was required.

I called American Home Shield and requested service because my washing machine wasn’t spinning. The claim process was very easy. The first repair company that they issued was very unprofessional. I was very dissatisfied and I was getting ready to leave American Home Shield. But they assigned the claim to Sears Atlanta. I was told to expect them within 30 minutes to an hour. The individual who came to my home was very professional. He showed me that there was a piece that had worn out through time and he had to replace it. That was a great experience. My washing has been performing well. The repair has helped tremendously.

The outside AC unit wasn’t turning on. Whenever I would turn my AC on inside, I could hear it click outside like the power tried to turn on but then the outside unit would never turn on. My wife did a claim to American Home Shield on their website. We got a text message saying that my contractor had been assigned. They called us the next day to set up an appointment. When they came out, they introduced themselves and then they went right to work. They were professional, courteous and they did their job. They let me know what they thought the problem was and then they told me what the next steps would be. They kept me informed, so that was good. Home Shield met all my expectations of what a home insurance company should do.

If I had known upon purchase I would rather have AHS cover my other appliances but the person who sold the warranty to me must've used what they had and I didn't get the option of choosing my own coverage.

I am very happy about my service with American Home Shield. I am a senior and AHS has been such a blessing to me. I was able to get large items repaired or replaced. Their service is quick and there is always consistency with their customer service. There's never negativity or I never have to worry that they won't fix something. AHS always came through. And people that they schedule to do the work have been excellent. I've just been so pleased. My son had kind of crossed me about getting the home warranty service a few years when I first told him about it. But I was stubborn and told him I was gonna do it. I've been so ever grateful.

I keep telling everybody that has a home about AHS. My niece is also a senior citizen and a single woman. I told her about AHS but she said there are several other companies. I told her that I really think she would be happy with AHS. My granddaughter bought a home and they had everything remodeled. They have all new appliances so they still have warranties on them. I'm trying to talk her into getting AHS. I told her that AHS fixes other things like a furnace that they already have, their air conditioner, and their water heater. Those are things my granddaughter didn't replace.

I was kicking myself for not owning a home warranty a year ago because in February, my refrigerator had to be fixed and it cost me $600. A home warranty could’ve saved me $500 or so on the repair that happened last year. This time, I bought a home warranty and then the icemaker went out. It's on the refrigerator in the condo that we rent. The company that came out was great. The thing I liked the very best about them was they contacted me ahead of time (the day before and on the day of). They contacted me to tell me about what timeframe. They not only contacted me to say the person is on the way, they also sent me a text message with the picture of the person that's going to be coming. That was huge.

I never had anything do that before, so I knew exactly what the repairperson should look like before he even got there. That was exceptional. When the guy got there, he was really quick. He didn't take a long time to figure out what was wrong and to explain that he couldn't use the stuff on his truck. He needed to order the part from American Home Shield. The company also contacted me to say the part is in and to schedule a time to put it in. I would definitely use them again. The tenant sent me a message saying the ice maker is working excellently, and he was thrilled as could be. He's the kind of guy who likes to do everything himself and he was super impressed with the repairperson and at how quickly they got it fixed.

The reason I chose American Home Shield is because my daughter has it. She's in Florida, she has a house and she purchased the home warranty. She has had wonderful experiences with them taking care of her heat and air system. When I suggested I was getting a home warranty, she highly recommended them. I didn't even shop around. I just got them. I'm very happy with it. They protect the components that they say they're going to. They don't come out and say, “Oh, well. That's not covered,” or “We can't fix that.” The heat and air service that I have now already told me, “Oh, you're going to have to replace that unit.” They have a vested interest in declaring my unit dead and me buying a whole unit from them whereas American Home Shield's goal is to fix the unit first.

This is the thing that I love about it and this is what I tell people. They will replace the unit if it cannot be fixed, but if it can be repaired, it will be repaired. The quality, the service and the follow-up are excellent. If I just had one or two service calls in the year, that pays for the whole warranty. I've already made back at least half or more of what I paid for the whole year to cover everything on that one icemaker call. The value is good 'cause somebody would charge their time out, and then they would’ve charged me for the part and for replacing it. That would’ve been a $300 icemaker.

It took Total Air four times to fix the problem. They scheduled one and the guy came out and said things that we needed. The second guy came out and said we needed other things. The third guy came out, he said he fixed it, but it went out an hour later. He came back last Friday and it’s been working ever since. It was a little upsetting because it was hot in my house and I had company over, and then it gets cold. But using AHS was easy and quick. I was satisfied with that part. Getting someone assigned and the appointment was two days later or the next day was pretty good.

The fridge quit working. It was not getting cold. The techs that American Home Shield sent out were very good and professional. The fridge has to be replaced. AHS gave me a quote on what they were going to cover, and then they sent me an email and said that I had to send a copy of the receipt. I wasn't going to do it at Lowe’s because I found something very similar to what we had, that was cheaper at Home Depot. So, we got it at Home Depot. The fridge hasn't been installed yet. But then they said to send a picture of the receipt. I've done that last week in an email and I haven't heard anything from them yet. I was satisfied with the first part. But now, I’m just hanging. I'd like to know what was going on. But if you try to call them, you're on hold for two hours or you have them call you back.

I had a couple of repairs with Master Pro and the most recent one went excellent. They came out for the refrigerator ice maker and the technician was professional. He knew what he was doing and ordered the part timely. Then, he set up the appointment to come back, so everything was great. But my other claim with them did not go well. The tech was supposed to fix the garbage disposal and two faucets. He fixed one faucet and tightened it. But it was so tight that you couldn't even move it. Then for the other faucet, put in that he fixed it but he did not. It’s still spraying water all over the place. The garbage disposal is also still not working. You still can't turn it on and off and you have to keep resetting.

When I called AHS back, they were sending out another plumber. But I haven't had a response from that plumber yet. So, they attempted to contact that plumber and they were unable to contact him. They were going to schedule somebody else but they wanted me to wait 24 hours. It's been a couple of days and I have to call back and schedule it out. But I've been without a garbage disposal for going on five weeks since I put in the claim. By the time the plumber comes, they would order the part, then I don't know how long it would be fixed. Maybe by Christmas. Other than that, AHS has been responsive, very nice, and the issue was not their fault.

Everything with AHS has been pretty straightforward. The only thing was with the AC, they only cover $10 of the Freon and it was $100 so I still paid $90 for it. We had a couple of things that weren’t working and the guy found out right away what one of them was. He also found out right away what the other one was. I had about four different electrical outlets that weren’t working and he got them all working. One of the sensors was wrong. I didn’t even know we have that sensor and he fixed that. He did a real good job. He was neat and he wore his mask. Out of 10, he did 10. He knew what he was doing and checked everything.

AHS is worth the effort and money and I feel like I’m not getting taken advantage of. If you call a guy for an appliance, suddenly it’s $700. With them, it’s like 70 bucks. It’s easy for me to budget on repairs that way and I feel comfortable in what they fix. Filing a claim with them is fairly easy except when you have more than one item so sometimes you have to call back about that. I’ll wait to call them sometimes. For the outlets, we worked around it for a while. Then I had a guy come for the washing machine. He rebalanced the machine. The only thing is I got one or two contractors that I don’t like and it’s kind of hard to say, “Don’t send those guys.”

It's pretty simple. But the several times I've called customer service, I’ve been on hold for 45 minutes or so. They don’t have an option for them to call you back. You have to hold on. I'd go online when submitting a service request and sometimes, I'm not sure if what I put there is correct because American Home Shield would put in the wrong thing I was putting in a service request for. So, then I followed up with the call. My concern is that the people they choose to do the work is really not close. It appears to me that my request seems to take a little longer because they're not local. I'm in Northern New Jersey and the people they are sending me are coming from Southern New Jersey, an hour away.

Liberty Plumbing & Heating was great. They came out and did a maintenance heating check for me. Then they came back out when I had something going wrong with the heat. We are currently waiting on a part for something so that hasn't been resolved. But they didn't make me put in a new ticket because it was part of the last request. Lisa was great. She would call me back, tell me what's going on and what they could and couldn't do. If there was an issue with our appointment, like I needed to move it up because I wanted to go to work half a day, she was usually good at working with me with that.

However, I was really upset because the first request I put in for a leaking issue in the home, American Home Shield gave me to someone called Mr. Plump, who was really far like in Wellington, New Jersey. I asked the lady if they service my area and she was insistent to not worry and put the request in. Then they sent me a message that the appointment’s been scheduled with this contractor. I followed up with Mr. Plump with a phone call. The guy said that he doesn't service my area. I called the lady back immediately and told her that. She said she couldn't cancel it until he emailed her and tell her he doesn't service. I said that he sent an email and that I was calling to tell her that he said he could not come. Finally, I called Mr. Plump back. He said to have them call him and he would tell them he sent them an email.

It takes 24 to 48 hours for someone to get assigned, then it takes another 24 to 48 for someone to come out so you lose time when you're waiting on someone who already said he's not coming. She reassigned me to Young's Water and Sewer guys and they were pretty far as well. I asked if she was sure that they service this area and she said yes. She would cancel Mr. Plump. I called Young's Water and Sewer on a Thursday or Friday and the guy said that they service the area and that they would come. He gave me an appointment for Monday. We got to live to the leak over the weekend. We couldn't use the toilet and the house was smelling.

Monday came and I took off from work. I didn't have a confirmation that anyone was on their way. I read somewhere on their website and there was a person complaining that they never showed up, so that made me really nervous. I called them and they said that they were down a plumber and it was 11 or 12 o'clock that time. I asked if they thought of calling me. They said they called and left me a message. There was no way that they left me a message and I was sitting at home when I could have gone to work. I told them that I would go to work and needed the next day off and work something out. I was very upset about that. He said they would come the next day, Tuesday, the same time between 11:00 AM and 3:00. I did not accept that appointment because I've already wasted a day and sat home practically all day. I told them to give me something earlier in the morning and at least let me be able to go to work half a day.

They called me back and scheduled something between 7:00 AM and 11:00, then they called back and said 8:00 AM and 11:00. They finally got there at 11:00 and did the job. They were in and out and were professional. This is my third or fourth time using American Home Shield. I'm new with them and I'm still working out the kinks.

The plumber called me and within an hour, he was at my home. I had a leaking faucet and he fixed that. I had another area that had a leak but it wasn’t leaking when he came so he couldn't see where it was coming from. He advised us to call back when it starts to leak again. He said that if the leak was coming from the spot where we saw it, the floor would have to be dug up in the bathroom. AHS doesn't pay for that so, I would have to pay for the floor to come up in order for him to get to the leak. And that was one thing I wasn't happy with because if something needs to be fixed, it needs to be fixed. I assumed that to at least demolish and then replace with existing material would have been covered under my warranty. But as far as what was fixed this time and how quickly he responded and his demeanor, I was happy with that. He was friendly, personable, thorough and professional.

There was an issue one time when I had to make a phone call to AHS about my water heater. It ended up being resolved but had I not been persistent and argued my point, I would have not been reimbursed for my water heater. I was not happy with that experience to begin with. That was kind of a fiasco, having to get a hold of people, speaking to people that barely spoke English, being on hold forever, and being told one thing and then another happening. That was during the first year I had the warranty. If you're not going to stay on top of it, then there's a chance that it might not work for you. I also had something else fixed before where it had a clog in the line and then my sink was leaking. But that was handled properly.

Coronavirus might be an issue, but maybe they can shorten that time. Other than that, it is a peace of mind when they are able to make the repairs. They are supposed to be doing a repair on my oven. It was a longer wait period before I could get a resolution. One person said it couldn’t be repaired. Someone else said they could do this and do that. So, I was unsure about how they were gonna handle it. Hopefully, they will take care of it. But they did come out for the thermostat and told me it would be six to eight weeks waiting period before they could finish that up.

The only problem I've had was when my furnace went out, the repair people couldn't get here for three days and it was cold then. I just hired somebody myself and paid it. Other than that, I've always had a good experience with people I've had to call. The USB port in my garage wasn't working and Schen Electric LLC came out. They were on time and polite. They fixed the issue and cleaned up their mess. I was so happy with them, I hired them to do other work on my house.

Both times, they were pretty quick as far as the contractor setting an appointment and coming out. They took care of the issue in one trip with no added cost. So it was really great. Also, the claims process is very easy and quick. Just go on the website and submit a claim. Then within a day, I get notified from American Home Shield who the contractor is. The contractor calls me within a day and sets an appointment. I'm really impressed of how everything's gone and the service I received.

The tech had to order the whole back part, which is just a one-piece plastic tank. He ordered it, then when he came back in, it only took him 45 minutes at the max to replace it and it's working fine. It's working just like it always did. It was an excellent service, so I had no problem with the way they did it. I've recommended Home Shield to two different people so far since I've had it.

I recently enrolled my mother in Home Shield and the salesperson told me that she could do more than one service request, like if it was electrical and plumbing, she could call both of them on the same service request. I called back just to confirm that and they told me they would look into it and get back with me but no one ever got back. They sold me on that for my mother, but then I could not get to the bottom of that on expectations. Other than that, the service has been fine. I'm satisfied.

The service was great from American Home Shield, but I wish that when you placed a call for an item, it didn't take three days for someone to come. I called them first on Saturday morning, because that's when I noticed the leak. They couldn't come out until Monday, and at that point, there was no telling how long it had been leaking. The plumber was able to fix it really quick and he got in touch with American Water Damage. I might have been better off calling the plumber myself though. I still would have had water damage, but maybe less. Now, I have a big hole in my ceiling, which is not anybody's fault, because there was a lot of water in the ceiling.

The claims submission process is fine, but it's all an automated system and there's no way to communicate that you need something escalated. I wish that they had an option for when you need more immediate attention, even if you had to pay a little more for that. On a different note, there are times that American Home Shield is definitely beneficial. I had an expensive part on an air conditioner and it only cost me the service fee. The motherboard would have been $1,000. There are years that I don't use American Home Shield at all, but I'm a single woman. It's beneficial for me to have the service since I don't have somebody there to help me with the repairs.

I took care of submitting the claim over the phone. It worked well. And then, the guy came in on time and took care of the thing. He didn't change out to throw it in the sink. But they call it gooseneck. He put in a new garbage grinder, and it doesn't leak. And the garbage grinder works, so that's all good. The techs didn't leave any debris and took the old garbage disposal away. Everything was fine. However, be very careful. When any problem happens around the house, don't try to take care of it yourself and don't call any professional to take a look at it. Because if you do, you get screwed. That's what happened to my air conditioning.

My air conditioner guy came to maintain the system. And he said, "It's a problem. You're going to have to have a new unit on the roof." He opened up the system to maintain it, which is a standard procedure. And Home Shield's guys came to look at it. Then I called, and I didn't have him repair. I said, "I've got insurance for that." So, I called Home Shield. I said, "You need to come and take a look at it 'cause my AC's out." Guy looked at it, and he said, "They opened up the cabinet, and so, therefore, we have no responsibility." I got screwed out of about $6,500.

If you're doing normal maintenance on your own equipment, which has to be done in order for any equipment not to fail, and if there's any evidence that anybody's ever worked on it, except somebody that Home Shield called, they will not pay for any repairs or maintenance. That's not right and unjust. You don't buy insurance for that. That's like putting out a fire before the fire existed.

I will tell everybody that asked me about Home Shield that that is a problem. You gotta make sure that you figure out how nobody is gonna look at any of your equipment that's malfunctioning. And because if anybody else looks at it, Home Shield isn't gonna cover it. If they didn't pay for all of it, they ought to at least split costs on it. Because I didn't go into the thing wholeheartedly and try to tear it up so that you could repair it. I went into it as a maintenance system. If I hadn't paid for my own maintenance and the thing malfunctioned because a bearing worn out because I hadn't maintained it, then it would be different. But this was normal maintenance.

I've had a few claims with American Home Shield. When our garage door wouldn’t open and close, they sent someone right away and they fixed it. It's simple to get American Home Shield to act, but they are expensive. It started off at $35 a month and now, it's 50, so I am looking at finding cheaper ones out there. For right now, I haven't done anything about it. I only kept it in case the air conditioner went bad. I wanted to switch to another company when the summer was over, but then my wife said, “Well, what about the refrigerator?” That's a big one. The refrigerator was here when we moved in three years ago and I haven't had any trouble with it, but I don't know how old it is. I keep the home warranty mostly for those two units.

American Home Shield responds quickly and maybe that would be worth it to somebody, but people need to shop around. I could have had the garage door fixed for the amount that they charge me, the $100 and then the one month of $50. I don't know if it's worth it and I don't think I've gotten as much money as I put into it. They definitely made money off of me. Maybe they will read this and offer me a lower price for a while.

I've been real happy with American Home Shield. Normally, they're very responsive. They send good people. I have not been unhappy with any company that they sent to the house to fix anything. Even if they have to come back, it's just a few days. However, it's taking way too long to get my parts in and get my washing machine fixed. It sounds like it's gonna blow the walls every time I turn it on. The guy that came out and looked at it said that if it was him, he would simply replace it. If not, they have to do a whole rebuild. But American Home Shield would probably want rebuild which is exactly what happened. It's been over a month already so that got me kind of flustered. I don't know what's up with this washer other than the guy was probably right. It should be replaced than fixed.

I hate the automated system for requesting service. It takes too long. You can't get to where you need to go unless you do all their steps even when you know where you need to go. It ignores you and starts asking the same question over again. I just need to tell a person what I need and get on with it. I don't need to go through an automated system for 15 minutes then it would say, "Let me give you a representative." They need to get rid of it. It's a pain. Also, it seems like everybody that they do send out are not local. Tempo HVAC installed my system. They're the only ones that have ever worked on it. Yet, they can't do anything because they can't get through an agreement with American Home Shield. But I should be able to use them if I want and get reimbursed up to a certain amount. There should be a little more flexibility for the customer.

We've had American Home Shield on and off for 13 years. A couple times it's it's ridiculous and nothing’s working kinda day so occasionally we go a year without it but we'd think it was easier when we had it. Filing a claim used to be easier. In the past, I could call especially if I had a combination or multiple problems. It was better to call because you can explain the faucet’s leaking but the shower head’s not or the handle is leaking and so is the shower head. If a plumber comes out, it would be easy for them to look at both things.

But now, with the online submission process, there’s not an easy way to say there are two things. You only put one thing then it takes it. You can't look at the other thing. That's a separate call so they're going to charge an extra $125 to look at one other item. You can't have them fix your washer and dryer and your sink but if you have two minor things that are the same specialty, then it would be nice to put them on the same ticket. There’s still a way to call but you have to go kind of around the system. It's not the standard way.

In the past, I have had excellent plumbers come and I've also had much worse plumbers. This is the second plumber that is very good. Our water heater was leaking and my husband was pretty sure it was a certain valve. The plumber came out, checked it and tested it. They went and got the valve and replaced it that day. They came out pretty quick so we were really happy. Another time, I had a really crappy guy come out and do it. They did a bad job. If a faucet handle was leaking, it's not leaking when he leaves but it's really hard to turn. Then give it about six months and it starts leaking again because all he did was tighten it down. He didn’t replace the little washer on the inside or whatever they had to do.

The price of the visit has gone up over the years and that's partially why we quit it for a little while. The individual call out is 125 bucks which is almost the price that you would pay a plumber anyway to come fix a leaky sink if it's something simple. Another complaint I have is if anything big ever breaks, they don't cover it. If your dishwasher breaks and to replace it with the same one would probably cost $600, they’ll give you 400. I haven't had anything big break in a long time so that's where it goes in the chute. They're really making money on us.

Everything with American Home Shield is hit-or-miss. My first experience with filing a claim was terrible. But since then, I've had a couple pretty good ones. The warranty came with the home I just purchased, and I closed on it in late July of this year. I had two beneficial experiences. One was I had a rekey and the I had two HVAC things done. They were like a free winter heating check-up which went really well. I also had an issue with the air conditioning earlier that did work too well. That got fixed pretty nicely. The plumbing service call went poorly. Unfortunately, that was the first one too.

The guy that came, Matt, was from Flowright Plumbing. I had to place a service call because I had a sink that was not draining properly. So, first, it started okay. They dispatched the guy pretty quickly. The guy came over. He had been at my place for only like a minute. He looked at the thing and said, "The drainage pipe was not installed correctly and needs to be reinstalled, so I need to contact the warranty folks to see whether or not the service will be covered." I said, "Okay. Well, let me know." I didn't hear from him. A week or more went by without hearing from anything. I don't have any means to contact these guys directly, so I contacted the Home Shield customer service. Over the course of six weeks, I contacted them many times. Then I kept getting different service advisers who would promise me that they would do something but they had to contact the company one more time to see if they would file this claim thing.

I said, "Well, every time I do this, you guys tell me the same thing, that you have to contact him one more time. Stop contacting him, because he doesn't respond. Now give me another plumber." They never did. Finally, I hired a plumber on my own. That service thing was never resolved through AHS. So, that was my biggest disappointment. I'm still kind of stung from that first series of disappointments where I had to deal with many customer service agents, and none of whom helped me over the course of many weeks. That was a real poor representation of American Home Shield.

The builders, Don Martin, went cheap and installed AC units that are too small for the entire neighborhood. This is a zone thing and the AC has to work over time to cool or heat upstairs and downstairs. The guy from Myers Comfort Specialists came in and figured out exactly what it was. He was great. He got the part and he fixed it within five minutes. We've used American Home Shield for years. We had a home before in Enterprise, Alabama, and we used them back in 2011. It has been beneficial because it's easy. I don't have to call around and try to get somebody out here. American Home Shield does that, and it's done.

Our heat was running constantly. The gentlemen, from the very beginning, always called and texted. They were really in touch with us which was impressive. They were good about setting up a time that was good for us then letting us know they were on their way. The young man was polite, friendly and clean. They said that there was a something up in the air handler that he had to tape and it works great now.

It was really easy to put in a claim. At first, I had questions because some plans offered maintenance as part of the plan. I called American Home Shield to see if that was the case and they said it wasn't. I said, “I don't know if it's just how the system runs, or if it has a problem.” They said I'd have to pay $75 for the maintenance then $75 if they'd find something wrong. I didn't like that part of it. I thought I was just going to put in that it's not running right and it ended up there was something it needed too. It wasn't encouraging to a homeowner to make sure their systems run correctly. I would rather have somebody do maintenance and fix it if they find something than wait till the middle of winter when the pipes freeze.

American Home Shield had a person come to my house on October 6th and he claimed I needed a new pipe. It was leaking a bit and he wasn't gonna change it because he needed to get permission from AHS. Then, he said that the guts of the toilet had to be changed out and he claimed he did that. I made a follow-up and I called the company. They asked if I got my authorization because they called AHS and they haven't heard back. I called AHS and they said that the tech never called. I was back and forth with the two of them for about two weeks. Meanwhile, my toilet was still having the issue that was supposedly fixed when he changed the guts out.

I used to get onshore service when I call AHS but now, they put their call centers offshore and people were reading from a script. The rep said they haven't heard from the vendor and I told them that I was the customer here. The concern should be with me and not with the plumber who has not done his job. They didn't want to hear it. They said they were waiting for a diagnostic code. I said I understood but the guy was not doing his job and did not call it in. So I'm stuck in the middle of the crossfire. They said over and over that they couldn’t do anything without a diagnostic code. We had to threaten to cancel my warranty but they still gave me the same runabout. This went on for about several hours over several days. It was very frustrating. So finally, I asked if they could send another vendor to my house so we could start over and get someone else who would do their job. But they still said they couldn’t do anything without a diagnostic code.

After so many escalations, they gave me a new vendor. The vendor came over and it turned out the pipe wasn't busted. There was nothing wrong with it but they wanted to charge me $395. It was a loose screw and they tightened it. Also, the new guy said that the guts of the toilet that was still broken was never changed out. He changed it out and the issue was resolved. I was very close to getting rid of the home warranty. In the end, when I got someone new, it was okay. But I shouldn't have had to go through all that to get assistance.

Greenway Home Services came to see what was going on with my heating unit. Sometimes it was coming on, and then sometimes it would go off. I've had service through Greenway before, and I prefer them as a provider to come out and look at my services. To file claims to American Home Shield, I would just go online, put in my account information, select what service I need, and then pay my fee. I would get an email with what contractor was gonna come out and then I just wait for them to come. They would call me and come within 24 to 48 hours.

I just had an incident when there was an issue with my dryer. We did get it fixed as soon as I was able to get a hold of the correct department. Due to the public health crisis, it was just a longer wait-time than normal to get things resolved. Within three days, I had a new dryer. I was referred from family members to have American Home Shield. For me being a single parent, it’s less costly for me to do that than to have to try to scrape up money to get someone to come in and fix a heating unit or to replace an appliance if it goes out. So for me, it was well-worth the money spent, because the money that I've paid out for the service, I've probably received more than the amount of coverage for it.

I love American Home Shield. I've been with them for a lot of years with several different houses. Before I purchased this home, I had another home that I shared with my husband. We were under the home warranty with that home. I just like the fact that the home warranty helps me. Even when I was a Realtor, I used American Home Shield and I recommended them to my clients. I love the fact that they cover whatever equipment that you have and they do the work pretty much in a timely fashion. Sometimes, the contractors that they send out aren't very fast. But I like that when I contact them, they try to resolve that issue as well. They give great customer service and their employees are really nice. I like their service all the way around.

But there are things that could be improved like the contractors’ response time. Also, some of the contractors that American Home Shield uses have taken for granted that they have a contract so they don't treat their customers very nicely. I'm not happy with some of the contractors. Other than that, American Home Shield itself is good. I just purchased a home and recently, the refrigerator went out. I didn't have to pay the whole $1,800 for a refrigerator because American Home Shield gave me a replacement value for the one that I had. My funds are low now and that was a great help.

Requesting service from AHS seemed pretty simple. The only thing I had a problem with is you have to pay the service charge when you already paid 800. I wasn't aware that on top of the warranty cost, there was a service charge. Maybe I didn't read the contract all the way through. That cost needs to be explained in the beginning to the customer. Once the service people do a diagnostic to see what the problem is, they let AHS know. AHS takes care of it from then on and that includes cases where the cost of the claim is 300 or above.

When I was having problems with a fan that was inside my garage, AHS assigned my claim to Georgia Boy Electric. A guy came out and he did a great job. It didn’t take him long to fix the problem. I wasn't all the way dissatisfied but my wife was because she said I could have gone and done that myself. But I told her that if I called up my friend and had him come over and we do the work, it was still gonna cost us. He was gonna charge me $60. The claim was 100 and something.

The claim for my garbage disposal was easy to submit. I explained to the first technician that came out to repair it that when I turned it on to grind up an eggshell, it started making a loud, metallic noise, almost like something fell into it, like a fork or spoon, although I know nothing fell into it. I immediately shut it off, I went out to my garage and got my pliers, and I pulled out pieces from the garbage disposal and they were the actual blades. It was 15 years old. It's the original garbage disposal.

The technician told me that he didn't have time to call Home Shield because it takes him an hour and a half for an authorization and it was already 4:30. He wanted to go home. He would have to call for an authorization, come back and replace it because he's not allowed to wait for an authorization. Although he told me on two previous jobs the same day, he waited for an authorization. I was like, "Whatever, dude. Just order me a new one and come back." He was from Hers and His Plumbing and he was awful. He acted like he didn't even want to be there. He was in a hurry to get home. And then, he didn't even listen to what I told him.

I then got an email from Home Shield later that evening that said to call them. And they said, "We're not going to cover it because your technician said there was a fork in there. It was damaged by misuse." I was like, "No, there was not a fork in there. That's not what I told him. I said it sounded like something was in it, but I know nothing was in it." They said, "Okay. So we'll send out another technician from a different company." When the second company came out, the tech looked at it. I showed him the blades that have fallen off. He said, "Yeah, this happens all the time when they get old. This is the second one I'm changing today." He was in and out in 30 minutes and fixed the problem. I have recommended Home Shield to several folks at work and they have signed up.

H&K Plumbing came twice in the last month. It was easy to call in for both of the claims. The most recent one was my dishwasher was making a squealing noise. The guy found that it was some type of valve that had to be replaced. They were fine. I also had the refrigerator and sump pump claims and both were fine. The sump pump was not an issue. Therefore, I wasted like $75 but it was fine because I got a lesson in it. The guy pointed out some stuff and explained to me how to test it properly. Then, there was a leak on the refrigerator and the guys fixed it. I haven't had a problem with it leaking since.

These have only been a couple of experiences with American Home Shield and a very close timeframe. The follow-up was a little slow. For example, the first time, it was an issue with the dishwasher. So, when I initially called for the dishwasher issue, they asked what the brand was and I couldn't see where the brand was. That was when they sent somebody for the refrigerator, who was supposed to also be able to work on the dishwasher. But when he got here and saw that the dishwasher was Bosch, he said that he wasn't qualified to do Bosch. So, he was gonna let them know and try to find someone who could.

I didn't hear back from the contractor for a while. Then he called me, but it was by accident. So, I knew that he was working on the problem. He hadn't gotten back to me after about two weeks. And so, I gave it two weeks and I called and left a message for him. I didn't hear back from him. Then, I called American Home Shield and they were able to get someone out. Coincidentally, after they got someone out, he called me back and said that he wasn't able to find whoever it was to do whatever work. But I already had somebody come in and fix it. Other than that little glitch with that follow up, the experience has been fine.

The well pump went out. My dad mentioned it, then I put in the ticket, Randall N. Wallis called that day. It was towards the end of the week, and Randy was backed up. So, he said, “I'll get out there next week.” But then he ended up coming out the next day. He shifted some stuff around because he and my dad know each other. It's a small town. He got out there within 48 hours. He ended up having one of his crew stay there with my dad and do all the stuff that needed to get done, and then he came back when it was time to finish things. He is amazing. He shows up and he's timely. Super professional. Great, super courteous, hard workers, and did good quality work.

In the case of my dad, it was obviously gonna go to Randy. He's the only guy in town. What's frustrating for me, in general, because we have policies on several different properties, you don't know who you will get. Sometimes you get somebody who isn't very good, and you put in the system, “Please don't ever send this person to my house again,” but then they would still get assigned to it. Then you have to follow up with a phone call. And when I've reached out to them over the phone, they were always like, “Oh, yeah, you should submit this online.” It's a weird system. Other than that, we recommend Home Shield. We have policies on several properties and it has been beneficial. It's worth the investment of doing it. We've had some wonky things happen and they took care of them.

I also had a claim with American Home Shield for the plumbing. Today was the third day that the plumber has come out for the bathroom, for the tub and the faucets in the tub. The first technician agreed with me on the first thing. The whole thing needed to be replaced because the trap where you shut the water off from going out the tub was bad. I told them about the leak so they sent another guy. He tried to put these things but it didn't do anything. So, they sent another guy out and he put in the different things. So he put one in, went back and found out it broke. I was telling them that it would be cheaper if they replace the whole thing. The guy came back out today and tried it again with another set and they didn't work. So, it’s still dripping.

AHS would want you to try to do it the cheapest way. By the time they sent somebody out here three times, and we got the same problem, I could have told them that. I would replace the whole thing but I just got too old and I got a knee and hip replacement. So, I couldn't do all that but I know something about it. Most of the time, I just buy a whole thing like the parts. I can do that. I figured out this is the cheapest route but the main thing is making the effort to get everything fixed, which is the thing I appreciate more. Make sure it's right. I've experienced that with my oven and the cooktop thing.

The technician was great. My dishwasher went out and he came in, looked at it and said, "As soon as we get the parts. I'll come back and fix it." He came back in with the parts and got done quick. He explained the issue to me and fixed it. My dishwasher works so good now. It's so quiet. After the technician was done installing everything and finished all the work, he also gave me some information that made it a lot easier for me to understand how I should be running it correctly.

Suncoast did a great job with the refrigerator. The tech came out and evaluated the freezer. It had build up a frost. He replaced the seal around the freezer on the inside, and everything is working fine. If you do the claim online, you kinda don't get to say exactly what's going on. If you call in, then they can input the information. The last couple of times, I've done it online, and I had somebody come out and it was something they didn't cover. If they told me that upfront, then I wouldn't have been charged for them making a trip. I ended up getting it fixed by another company. But most of the time, they usually handle what I'm requesting. So it seems to be better if you call in. At least you get to talk to somebody and can get that confirmed that what you're requesting service for is something they handle.

I make a phone call when I submit claims and they got all my information in the system. The only thing I do is make a payment of $100 and I get an email saying I'll get a company that will be scheduled for service. Then, in 20 minutes, I get an email from a company that's gonna provide the service, touch base with me, and set up a date and time. Last week, I had someone come out for the stove and the tech was very professional. He called me and let me know he was about 20 minutes away from my home. Then, he took care of the problem and he was on his way. I recommend Home Shield to any homeowner who has a home that's at least 10 years old because usually, that's when the appliances break down.

He came in, I told him what was wrong with it, and then he ordered the part and it was totally fixed within a week. I got an email saying, “Hey, the part's on order. We'll give it to you.” He even came out on the Saturday morning to make sure I had the part so my stove would be totally fixed. He first came out on Monday and it was finished on Saturday. That’s pretty good, considering when they sent the email saying the part’s ordered, they didn't know how long it would take because of all the freight stuff nowadays. It was pretty quick.

They were very professional, they were here to do the job, and they focused only on that.

The unit still doesn't work. They said that the people that sold us the house more than likely charged the unit with the Freon. They probably knew that there was a leak in the Freon. They said that the whole unit would have to be replaced. They sent an estimate, and they gave me an estimate. I gave it to American Home Shield. American Home Shield sent me an email and said how much it's gonna be for me out of pocket, which was less than what they quoted me. Serenity was professional. They came in and did what they were supposed to do. They fixed the stove. American Home Shield has a simple process but because of the Coronavirus, we had to wait like a week before someone came out. I have a lot of complaints about American Home Shield. It started because I have a house in California and we were out there for some business and the air conditioner went out. I called on a Friday, and they said they couldn't send anyone out until Monday. It was 110 degrees. Then I asked them if I could call someone that had already fixed the air conditioner that went with them, and they said no. I switched to American Residential because the deductible was cheaper. They only charge $50.

Then, when I got back to Alabama, I was gonna switch my house in Alabama from American Home Shield to American Residential. I never really got to do it since a lot of stuff started happening. I'm still with American Home Shield but I was gonna switch because I was not pleased. Also, when I got back to Alabama, I told them about what happened, and then they told me to send the receipt that we had paid, and that we will be reimbursed, but we never heard from them. I did what I was supposed to do. Now, I just had some bad experience with American Home Shield. I'd tell others, “Don't go with American Home Shield. Go with American Residential ‘cause your deductible are cheaper, but you get the same service.”

When you have an older home, things happen. We bought this house two years. The hot water heater went out. It's like back in the summer. So, we paid our $100 deductible, but because it had to be brought up to a code because our hot water heater had been over 20 years, we came out of pocket $800. So, unless we missed it, I think it should be explained more. They should let the customers know if something like that happens, we will be coming out of our pocket. That was a shocker for us. Sometimes we sign up for these warranties and we don't read everything. But when you do sign up, it'd be really nice if someone explains to you what could come out of your pocket.

I would not recommend Home Shield to a friend. They like to get the money, but they don't like to fix appliances. I call the company, but they tell me to call a number. There's a back and forth before I finally get the right person. My first experience with the dishwasher took forever. I complained and finally, my son came and then he fixed it for a couple of months. When my refrigerator went, I complained and they sent it back and forth as well. I didn't have a refrigerator for two months. Finally, I got a refrigerator and they approved it and gave me $1,200 for it. I paid the rest.

This time, I couldn't have any water. Every time I washed dishes, I had to boil my own water. A guy came and said I needed a new water heater. He also said he was gonna send it to American Home Shield and I'd hear from them in a couple of days, but I never heard one word from Home Shield. When I called the company, All Hours Emergency Plumbing, the people were very nice. I asked if they were going to fix that and the guy said yes. He also asked, "Home Shield haven't called yet?" I said no. He said they got an order that they were going to fix the water heater for me and they would be here the following day. The next day, the man came and put the water heater in. However, I have to call them back because the water in the kitchen sink is just warm, not hot. It needs an adjuster in the heat.

I had a pinhole leak in one of my supply lines behind my washing machine. I submitted the claim over the phone and it took me 15 minutes tops. SWAT Plumbing's tech was great. The only thing is he came a little late, as far as timewise in the day. But he told me that they had him scheduled until 8:00 or 9:00. You got to get it in where you can.

My biggest concern with AHS is there's not a lot of transparency as far as replacements. Say, the heat strips in my electric furnace go out, techs will come out, repair it if they can. If it can't be repaired, AHS doesn't pay for a new unit. That's the biggest misconception that I get with a lot of the realtors. They tell their clients, "Oh, well, you know, if it goes out and it breaks, they'll replace it." That's not the case. They will replace it like $2,000. But when you're talking about an $8,000 system, and you just bought a home, most people don't have an extra $6,000 sitting around. It puts them in a jam and upsets them when they think that it's covered as a full replacement. Other than that, I've used AHS three times. I've been in my house since June. I'm a licensed home inspector and run an inspection firm here in Texas with 50 inspectors statewide. We recommend AHS to all of our clients when they're purchasing a home and the realtors as well too.

We've had American Home Shield for four years ever since we lived in our house. The most frustrating thing with American Home Shield is how they get their vendors or contractors to do the work. Over and over again, every time we've had a claim, they'll send somebody that are about three hours away from us, which makes no sense because you might have 10 or 15 plumbers literally within 10 miles of you instead of 72 miles away. There was nothing wrong with the person that came out for the sump pump, but I'm shocked that somehow, American Home Shield doesn't have a list of multiple providers to choose from.

One instance, we had a service request on one of our kitchen appliances. When they sent us the name of the contractor by email, it was like, “What in that heck is this?” It was some car repair shop. I thought, “What on earth is going on?” I called this car shop in the morning and I say, “Do you guys work on appliances too?” “No. I don't know why they have us there. People call us all the time. No, we don't work on appliances. We work on cars.” It was the craziest thing. I don't know if they don't have enough people lined up to be contractors for them or what, but I'd like to get local businesses. I don't understand that process.

I called the lady from AHS and I said, “You know what? We've had several service calls before with you guys. And I'm just telling you, every single time, over and over and over again, they'll call and say, ‘We don't service your area. We don't service your area. I don't know why American Home Shield has us on the list. We don't service your area. I'm not going to drive that far.’” I said, “Here you have Morgan Plumbing or whatever it was called coming out. They’re 72 miles from our house. I'm sure they're gonna call us and tell us that they don’t service our area.” But they did come and they were very nice.

Other than that, I've had about six people contract with American Home Shield, one being my sister, because I do appreciate their business. The other day, my mom said, “Well, I know you have it and I know you told Renee to get it. I'm thinking about it.” I said, “You should. Anybody that owns a home should absolutely have it. You're stupid not to have it.” It's a great product. It's a great thing to have. I swear by it.

AHS needs to get more contracts. There's one business here that been to our house a couple of times. It's called Mr. Appliance and they're amazing. But you might get them for your dishwasher and then you'll never see them come back. They do all appliances, so I don't get it. They've been to your house. They do a great job. They serviced your house. But you couldn't get them back if your life depended on it. I've even asked for them like, “Send out Mr. Appliance. He's literally eight miles from our house. He's been in our house, He looked at our dishwasher.” They couldn't do it. “What do you mean you can't do it? He's already been here before for something.” When somebody has already been here about kitchen appliances, you think they would authorize them to come back, but they don't. They send whoever pops up on their computer next. It could be the car repair guy that lives 80 miles away. It’s just weird.

Airboss Mechanical came out when we were having problems with our freezer that was frosting up inside. The techs told us that he didn't know what the issue was but he thought that we had too much food in the freezer. We dealt with that and we've been trying to get a hold of Airboss because the freezer is still frosting up on us. When I tried calling the other day, their system said their mailbox was full. I left a message the day before that and I haven't heard back from them. American Home Shield did what they said they were gonna do though. We got through to them, gave them our policy number and they were able to give us a contractor.

Our HVAC people came to do the service a week ago and they said that our furnace was extremely rusted out and needed replacing. So we called American Home Shield and Baker came out. They said it looked worn but it seemed to be in working order, but our guys said it was so rusted that there could be holes in there that would let carbon monoxide into the house and it was not safe to not do anything about it. Baker said he couldn't find any cracks, but he could tell it was very worn. He didn't mention the rust. But he was a really nice guy and he was helpful.

Our guys sent me some pictures and it looked very rusted out. So Baker is coming back out tomorrow, and I'm going to show them the pictures that I now have, and the re-explanation from our people and see what they say. We've had some other things fixed through American Home Shield and we've been really happy with them. I was going to re-up because we saved a lot of money on a couple other things. They get on the service very quickly. We called this morning and Baker was already set to come back tomorrow.

My garbage disposal was broken. The tech handled it very well and very professional. He was there early, which was even better. He was neat and clean. He did a good job. It’s all working now. I have had some difficulty submitting the claim. But it's improved. It seems the customer service area has improved. I've had much better experiences than I had way back in the day.

My pool pump was broken and we had used this company that was very, very good. We really were very pleased with them. Because 10 years ago, the issue that we had with American Home Shield was mostly with the pool companies that they were using. They either didn't show up or their work wasn't quality, and we have not had that problem as of recently. We've had great people coming out. So something had happened with the pool and I had made an appointment. There was another unrelated issue that happened with the pool a month prior. But then there was no area for me to say that it was a different issue. There was no area to say it was not a recheck, because it had nothing to do with the first issue. They were totally different issues. But because they were within a certain timeframe, they categorized it as a revisit.

The claim was kinda kicked out of the system. I spoke with someone from American Home Shield and I told her exactly what was going on. She said, “Well, we're just gonna put it in as a recheck. And if the gentleman comes out, and he realizes it is a different issue, as you say, he'll just charge you the $70 again, and we'll work that out on the back end.” I said that would be great. In the meantime, my pump wasn't working, and we live in Texas. So, it was a critical situation because the water starts getting green. But on the Home Shield end, it kicked out again. So I was waiting for my appointment and nobody showed up. I called the company and the tech said he never got the invoice to come out. The reason was because it was supposed to be a recheck, but it wasn't a recheck. So it got real confusing.

The tech said he had room to come see me. But he said he couldn't come out because they hadn't given him the approval to come out. When I called American Home Shield, they said, “Oh, no. We're gonna give you somebody else, and it could be up to 48 hours.” I've already waited the 48 hours, and then something on Home Shield’s end was wrong. But it ended up working out. The other contractor ended up coming that night, which was very lucky. He was in the area. He was excellent. But I didn't wanna have to go through the whole thing all over again. Because the weekend was involved, and it could’ve been a lot worse than it was.

A lot of times, there had been problems with things not being covered because Home Shield said it may not be maintained properly. We had a heater for our spa and we ended up having Home Shield replace it, but it was like an Act of Congress for me to get them to do that. Because they kept telling me that we hadn't maintained it properly. I had to really fight for it to get fixed because there was really nothing that I did wrong. So if there is any way that they think that things need to be maintained, that should be something that should be told to people ahead of time.

I have liked better being able to schedule the service very quickly. Sometimes, I don't have a computer and I don't have access to go online. But I've had no problem in doing it over the phone. The only glitch I had was when we hit this gray area where it wasn't a revisit, and there was no prompt to hit for the same item. So I did have to call and wait for however long I waited.

When it got canceled, I don't know who I was talking to or where he was from, but there were roosters crowing in the background. He was like in some foreign country. It was very hard for me to understand him, and I was pretty much begging him to let this pool company come back so I didn't have to go through them troubleshooting again. Because this company knew exactly what was wrong because they had been here before. But he would not do it. He said he couldn't do it. He kept saying over and over again the same answer that was on his card. I wanted to kill him at the end of our conversation. I told him, “Okay, so you're not gonna change it, right?” He said, “Ma'am, no, I'm not.” I told him I wish he had told me that 35 minutes ago.

That would have solved everything, nipped it in the bud, and I could have gone on. But I was told they’d send somebody out to look at the project and then come back and quote it. Then I found out that they wouldn't do anything outside. All I talked about was that the work that needed to be done was outside, nothing interior. So that was a waste of my time and it was very disappointing. Make sure you ask questions because they're not gonna volunteer any help.

And the fees aren't super-expensive for my end. The claim process is fairly simple. I check a couple of boxes and tell them what's wrong. They connect me to a provider and that company calls me. I explain a little more of what's going on and they send somebody out. It’s seamless. D & B Plumbing Services was one provider I had and they were really good. They were very proficient and got their work done really fast and to a very high standard. All my needs were taken care of. AHS is definitely one of the best warranty companies.

We had a gas leak so we called. The local gas company came out and stopped the leak. I thought it was something they needed to do, but our heating system wouldn't come on. So, I called for Home Shield and they sent out Myers. They came that afternoon around 2:00 as they had said they would come between 11:00 and 2:00. The young man who came in was very professional. He told us everything he was doing and it didn't take him long to make the repair. He replaced a furnace burner.

Home Shield takes care of their customers. They're open on the weekends, because I called on the weekend. They took my call. They were able to get someone out here promptly. They have a good monthly price for you that you pay monthly. When your servicemen come, all you have to do is take care of that payment that’s due. They have a good service going.

I was going to let it go but a friend of mine told me not to let it go. Because I was like, “It’s out of my budget right now ‘cause I’m taking on everything since my mom passed.” But she was like, “Don’t let it go. I’d pay it for you.” But I kept it and I'm glad I did. They sent an email about getting a tune-up for your heating system. And I said, “Well, I’d try to get the tune-up for the heating system.” then forgot about it. Then I had a problem with the heating system. I had to call them anyway. But they came on. We had some problems with the dryer a few months ago. It took two weeks for the part to come in but it wasn't the repairman’s fault. It was just that the mail and shipments were slow due to COVID.

On each end of the kitchen, we have light switches that operate the same light, but one of those wasn't working. And then, on our hallway, we had the same kind of situation, where there were two switches and the only one worked. I put a ticket out online. The process there has been very quick. I got an automated text that said if the contractor hadn't contacted me in a certain amount of time, I could contact them. But they contacted me first. Jeremy was great. He was very informative and knew right away what was going on. So, he was able to fix all those issues. I was very satisfied.

We've had Home Shield since 2005 and we have used it several times. Once on a refrigerator, a couple of times on a washing machine, and this recent time for electrical. Lewis plumbing was fantastic. The only thing that could be improved is the time of the replacement. It took under two weeks from the time they came until the water heater came in. That has something to do with how they source their replacement parts. If you weren't using a home warranty, you’d just go to the store. You’d go to Home Depot, and they would have your water heater. I think it's because AHS has to order it through their system, which is fine, but it made the process take more hours. I'm glad I had a second water heater. Cold showers for two weeks would have been pretty tough. Other than that, I was perfectly satisfied. They did a great job and they explained that to me upfront.

He looked at whatever was wrong and said that they hadn't attached something. When they had come out in the summertime because the air wasn't blowing, they only hooked up whatever wires for the air but not for the heat. So, when it turned on for the heat, it would smoke because it wasn't attached.

It relieves me from having to figure out people to find or service professionals. I don't have to think about it as much. It was tricky getting a plumber though. I had a plumbing situation and AHS has two plumber companies contracted. There wasn't anybody local that AHS could use and the plumbers had to come from a long way away.
