    There was a house inspection before I took over this house and the inspector went out to the attic. There are two switches, one is on and one is off, for the heater and the air conditioner. Apparently, the house inspector switched off the one for the heater, so I didn’t get any heat for a week or so. I submitted a claim with AHS and when the tech came out, he said that he just switched it on, then the heat came along. He asked me to sign a piece of paper and after I did, he went away. He was an old man and he was friendly. He was also timely and came on the promised time and day.

    Other than that, every time I call American Home Shield, by requirement, I pay $75. But for my last claim, $75 is too much for inspection as well as switching that thing on and off. Then, I found another fault but I'm hesitant to call AHS for another service. I would rather look around and see if one of my friends can do it because every time their techs come, I have to pay $75 upfront.

    My heater wasn't working one time and I submitted a claim online to American Home Shield. The next day, someone came from Union Express to do service. The tech was really good. That was the coldest day in that week and he promised that he was gonna order the part. He ordered it and fixed my problem the next day.

    American Home Shield has a good reputation and I’ve been using them for at least 10 years. I called them for my disposal in the kitchen, which would come on but it wouldn’t work. The rep said that the contractor would come a little early for me. Myers Comfort Specialist was on time and since they came out, the disposal is doing good.

    The water heater was not heating properly and SDL Plumbing did a great job. I submitted the claim online and it was definitely easy. The contractor came out a day later. They did not come out right away because they had to set it up and get the time when they were available to come out. Nevertheless, they were informative. The guy gave me a lot of information concerning what was going on and it didn’t take him long to fix it all in one day. He went right to it, got the right parts in and the water heater hasn’t given us any trouble since they’ve done it. However, the heater had two elements and he only replaced the one that he said was defect. He said that the other element in the heater was good. I would hate to have to call somebody back about that other heating element in the water heater.

    It’s easy to just call in and have Home Shield find somebody and send them out. And so far, anybody that has come for different things have been really good. Once my dryer turned off. I smelled smoke and it stopped. I called it in with Home Shield. The tech was awesome. He checked everything out, took whatever he needed to take apart, explained everything to me, and he fixed it.

    The unit was blowing cold air, but it wasn’t heating. And we could smell gas out my front yard. We sent in a claim online and the tech was out here in about two days. We were tickled. He looked at it, and right away, he told us it was gonna have to be replaced. He said it was all cracked in there and he showed us what was going on. He wanted to know if we had been feeling sick lately, which I thought it was my allergies because I have real bad ones, and my youngest was also having problems. Our heads were all plugged up and we got headaches from them. He said that it was from our heating unit. We were getting the exhaust going back in the house, and it was making us sick. Since it’s been replaced, my allergies has been fine. It’s like night and day. It’s running awesome.

    I had American Home Shield several years ago and when I decided to get covered again, I went back with them. It’s much better now although I started hearing that there were a lot of problems with them not honoring their service agreements. That was one of the reasons that I quit and this was years ago. I was thinking what the point was if they were not gonna take care of what they need to do. Then, I started reading reviews about them that they had revamped the company and that things were better. I'm single, on a fixed income and if something major was to go wrong, I could be in trouble. So, I thought of giving them a try and I've been very pleased. The contractors have all been very professional and personable. They knew what they were doing the minute they came in. I had one come in to do my winter service and I just had one this week to do service on my HVAC, and they were great.

    A few months back, I had a refrigerator repair and it was a nightmare. I told the lady that I was not paying for a service fee and it was not my problem that they were sending these people out who couldn't come out for weeks at a time. My old refrigerator was breaking and they kept sending somebody out to put parts in it. They sent this guy here five times to fix the refrigerator but there was no hope of fixing it and it was wasting their money and time. I wish that they would've taken into consideration after the first time or second time that there was something majorly wrong. So, they spent way more amount of money than it was to buy me a new refrigerator.

    Finally, after all that, they sent me a new refrigerator. But that was after they spent about $1,500 in service. It was an inconvenience as well. The company they used could only come out here one day a week between the hours of 1:00 and 4:00, and we worked. So, AHS needs to screen the people that are signing up for them a little better, as far as what hours they can work for them.

    Recently, my hot water tank was going and at first, AHS sent out somebody from Nussbaumer Plumbing. My appointment time was between 8:00 and 1:00, but he was in my house at 3:30. He said they were really busy and I understood that, but he could've called on the phone and told me about it. Also, if he was here and I wasn’t, 15 minutes later, he was gonna leave my house. It’s just called respect. Then, as soon as he walked down my steps and before he looked at anything, he told me I owed $800. He also said that I was not up to code, but I told him that three years ago, I had to get up to code and I paid $450 for that. So, I knew I was up to code. Then he went over my sink and told me my water pressure was too high. So, he called the home warranty company and told them everything was too high.

    That company was very shady and I'm gonna file a complaint with American Home Shield because they're not even licensed plumbers for Allegheny County. Plus, the guy who came out had a 15-year drug prison sentence for felony drug charges and I kinda have an issue with a felon being in my house. Despite that, RDN came out that Monday and assessed my situation perfectly. My water pressure was 73, I was up to code on everything, and needed a new hot water tank. A couple days later, they installed it and everything was perfect. Other than that, it was hard to understand some of the people from American Home Shield because a lot of them are foreign and dealing with their customer service was iffy sometimes, but it’s gotten better now. All in all, I love American Home Shield and they are one of the better warranty companies out there by far.

    I’ve been recommending AHS to everybody. I started it when I got this rental house and I'm glad I did. I’ve had them for six months, which is not that long, but the one issue I had was promptly taken care of. The water heater was in good condition but one of the pipes that led to it was leaking. American Home Shield was super fast and responsive when I submitted a claim. The technician was right on the time. They made the appointment as soon as possible and the next day, I was at the house getting it fixed. The only thing I had to pay for that was the initial $100 to get the guys out there to see what was wrong. I have a home insurance I bought in September at the house I’m living in now and as soon as the homeowner insurance runs out after a year, I’m gonna switch to American Home Shield because they're great and they're a wonderful company.

    I really like AHS's site. For my AC claim, I didn't have to wait long. US Air Conditioning of Texas came and fixed it. Then one time, we had a plumbing issue. My son went over to see what was wrong with one of the faucets. But we weren't supposed to do that. The contractor came back and didn't want to fix it because it had been removed. We did them a favor, but it caused a bit of a conflict there until I got it resolved.

    We've been with AHS for long, At first, when we first got them years ago, we didn't hear very good stuff about them, but there wasn't too much available to look into to get. However, they've really done well and improved. The vendors they send are good people that do a good job. Back then, I had a washer and they had some people sent over. At first, it was one individual and then it was another person. The second person said that the first individual missed something. That has improved. Now, when they send somebody, it gets fixed and I don't have to worry.

    We called the original time because I have set the heater at 72 degrees when all of a sudden, inside the house, it kept going up and up. It went all the way to 87 degrees. You would turn the switch off for the fan and it just kept rising and would never turn off. The first guy came out Thursday and he couldn't find anything. They thought that it was staying on and making the fan stay on so it would never turn off. On the controller on the wall, he thought some of the wires were exposed. So, he stripped the wires and did that and he couldn't find anything wrong. It started going up again yesterday so this time I turned it off when it got to 80 degrees. But my wife said, "You better turn the heater back on," because on Wednesday, she had to get up at 3:00 to go to work. So, I turned it on when I went to bed.

    The second guy came out today at 7:00 in the morning. He could see that it was 80 degrees in the house, and I had it set at 72. He kept going back and forth outside in the house and he took the thing in the garage, with the panel off and was messing with some stuff. He found out it was two breaker things telling the fan and the heater to stay on. He replaced them and since then, hopefully the heater is working fine because he reset everything, unless it takes two or three days before it starts acting up again. He was courteous and professional. He did most of the work in the garage. He came out a couple times, but other than that, that was really fast and great. I'm glad he found the problem because heat from heaters makes me sick.

    I submitted a claim to AHS because the heating unit was making a lot of noise and it would do it in the middle of the night, but it wouldn’t do it much during the day. The contractors came out but they said that they could not fix it because they needed to know exactly what it was doing. And so, they told me that they would come back. And they did something. It was doing it again. And then, the second guy came and I tried to record it, but by the time I’d get out there, it wouldn’t do it. The third time, it was really making a loud noise at that time. It was the same thing, but it just got louder. This time, he heard it and it was just a couple days later and he adjusted something. I also video recorded it and they were able to pinpoint. They knew then. Now, it’s doing great.

    I’ve been with American Home Shield long enough to know how it works. And because of the degree of everything that they cover, I understand that it might not be fixed on the first round, but they will fix it. I had that experience for my washing machine and they offered to buy it for $200, and I told them I would rather have it fixed. And so, they had to order the part, and then they came back, but then the parts went bad, so then they had to order the parts again. And then he had to order a whole new circuit board and a motor. But eventually, I did get it fixed. For the air conditioner, it was awesome. I didn’t have to wait that long. I just had to pinpoint what it was because they won’t fix unless they really can pinpoint what it is.

    The icemaker was not making ice anymore because the entire engine of it or mechanical was freezing over. I filed a claim with AHS through the automated system phone line, which is always a very easy process, and I put it in through an appliance request. Then, the system told me when to expect the contractors plus I got the emails. The vendor, Preston Repairs, contacted me pretty quickly, too. I got the text notifications when the tech was on his way, both times that he came. They ordered a part for us, then he came back out a couple weeks later and installed it. He did a great job and was very friendly every time he came.

    In general, AHS are doing well. But there have been some times where I felt like they didn't support us with regards to the service providers that they sent out and they didn’t protect us against them as well as they should have. For instance, last year, we filed a claim for our water heater saying that we had a pressure problem and we didn’t know why. They sent out a company and the tech said our pressure problem had to do with the water heater. But because we didn’t file the claim for seeing the water heater, he wasn’t even gonna look at it, wasn’t gonna touch it, and it wasn’t gonna be covered.

    He then tried to persuade us to pay $2500 out of pocket for a new water heater because he insisted that American Home Shield would not cover it. I immediately told him no and and to get out of the house. When I called American Home Shield and explained, they said that that was incorrect and that he should have taken care of it. I then said I wanted another company but they refused to send out another company. They sent out the same company and when the same guy that had already tried to take advantage of us came out, he had a little attitude.

    He proceeded to tell us that the water heater needed to be replaced, which we already knew since he told us that first, and that our home warranty coverage would not cover anything because it needed all these upgrades, which was a total lie. It needed standard code changes, but not upgrades. He wanted us again to pay out of pocket for those upgrades. We, again, told him to get out of the house, called American Home Shield and had to battle them for almost two months for them to be able to get all the proper data to finally pay us out so that we could get it replaced on our own. In the meantime, we had to take showers for two months with lukewarm water because at that point, the water heater had almost gone out and we had almost no hot water.

    So, they finally paid us out, but we didn't feel good about it because they allowed that plumbing company to try to take advantage of us twice. Then, we had to try to prove that we were correct, and I ended up having to send them a lot of information to prove those are code changes, not upgrades. All in all, I’m sure that that company and many others take advantage of a lot of people. I’m a realtor as well, so I was a little bit more informed than the average person. And a lot of my clients say that they’ve used American Home Shield in the past and they’ve run into very similar situations. This is the first time I’ve dealt with American Home Shield and I’ve had them for 15 years with various homes. And for the most part, it’s always ended up well. But based on that experience, their level of service in protecting us as clients has gone down over the years.

    We were told the contractor would be here at 8:00, but they were here at 7:00 o’clock. He got out quick and they took care of the problem. He checked everything out and he had to order parts, so it took him almost two weeks to get the parts back. After that, it took him 15 minutes to put a pump in the washing machine and another 15 to put a defroster relay in the refrigerator. It was mainly what we needed. It’s the first time we ever had to use Home Shield and I have no regrets.

    The fridge had an issue with the icemaker. It was pretty much getting stuck. It was working okay but then it would clog and the ice wouldn’t be able to come out. I did a claim for it online and American Home Shield's website was good. They mentioned it wouldn’t take too long before somebody would contact me. Angel Appliances Repair contacted me within the next couple of hours. It wasn’t that long. They did a good job. I had initially called. They asked about the problem. They scoped it and then they sent somebody out onsite. The person that came out onsite, took a look, went out and got the part, came back and fixed it. They’re pretty quick. The fridge is working great now.

    One time, my washer couldn't get fixed and I had gotten a replacement washer machine at a certain amount of money. Recently, P J Appliances came out and they were excellent. They saw the dryer on a Friday, but they had to order a part. They told me the part would come Monday, but it came earlier. They came on a Sunday, which was surprising, and fixed my dryer so I was able to finish my laundry for the weekend. I've been with AHS for five years, off and on. I find that submitting claims online is better. It's easier and I also get whatever I need quicker, service or not. I like the convenience of being able to get appliances fixed quickly.

    We had another company come out first and they spotted issues with the motor of the boiler. Then almost a month went by and I could never get any response out of them. So, I took it upon myself in trying to do a little further research and cleaning out stuff. And because I was not that qualified, I needed to make sure. I then called in and that was when American Home Shield sent Appalachian Plumbing out that afternoon of that same day. They said that what I had done is what they would have done. So, we were good. The customer service reps of AHS were also good.

    The home warranty service seemed adequate. I used them once to replace a kitchen faucet that stopped working. However, after two years of paying their monthly fee I moved and called AHS to cancel my warranty subscription. At that point they started reminding me of Comcast. They kept me on the phone for 40 minutes trying to convince me not to cancel and transferring me back and forth to various people, eventually sending me back to the initial phone tree. Apparently nobody had the ability to cancel my account. The third person I talked to finally told me I had a contract with them which I couldn't get out of without an early termination fee. I paid the early termination fee, but I wouldn't recommend this company to anyone. I'm not comfortable with companies that sign you up for programs they will not let you out of without significant hassle and stress.

    We’ve had an incredible number of problems. It’s been wonderful to have the warranty. Submitting a claim through American Home Shield has been terrible though. The AC was out for a month in August in Texas, and it took them a month to fix it, and there were several errors on American Home Shield’s part that led to that despite calling every day for a month. The provider never once was helpful or apologetic or looking to solve things that took me calling over and over and no results. I will never in my life again use AHS or recommend them to anybody.

    I also had a termite claim. I have termite coverage under my warranty and the provider never called AHS to file their final diagnosis. I called at least three times to follow up on it and they continued to say that they haven’t received the diagnosis from the technician. They ultimately canceled the claim and refunded my $75. But that didn’t solve anything because the technician found the active termite damage in my home and I need that fixed under the warranty. And instead of it being fixed and processed, I would have to call three times. They told me I have to call again and resubmit the claim and start over after three months of following up. So, I was done with it.

    We also had a claim when we had a leaky washing machine, and there was no issue. So, it’s not all been bad, but the bad has been really terrible. For me, it’s really an issue with the process and the customer service department because I’d simply wanted to speak with somebody else. I was not satisfied with the service, and I spent three hours across two phone calls trying to get on the phone with somebody else and they refused and said they’re incapable to transfer me to anybody else. They were just playing games with me and it was really frustrating. I finally got to the top person who was incredibly rude to me.

    Gregory Rossi Plumbing & Heating came out after I submitted a claim to AHS for a plumbing issue. The tech looked at my issue and I was standing there as my plumbing was dripping. I said something to him and he replied saying that my plumbing was busted and that he was gonna replace it. He went out to his van, got the new part and asked me where I wanted the old one to be placed. I told him where and he put it in there. He made sure my plumbing was working then he was out the door.

    I like it when AHS gets good people. Even the guy who came out simultaneously worked on my dishwasher and my garbage disposal. I have had people come out and it was like they had to have known that this was not gonna be a fix. It would happen that 30 days after the fix, the thing I had repaired would break again. Then, I would have to pay $75 because the problem is the same thing and it's not fixed. I've had Home Shield since close to the '80s and I've seen them throughout the years. I was actually thinking of switching because they were having really horrible guys come out to fix stuff. Still, the last two guys that have been here have been very good.

    My garage door wasn’t opening anymore even after I changed the battery. I submitted a claim with AHS and they sent out Total Garage Solutions. They gave good service and I had to buy a brand new dial pad but it was fine. They were able to fix it, but it wasn’t covered by American Home Shield so I had to pay out-of-pocket.

    Other than that, I am currently having an issue about my icemaker and that’s been a repair for the last year that hasn’t been fixed. I have a Sub-Zero and the techs have to be certified for high-end appliances. The ones that AHS sent out are certified but I went through a lot of the bureaucracy. The techs have come out several times and every time, they found me a different problem. So, I told American Home Shield about it and we’re sort of going through this cycle. From the perspective of the contractor, they just wanna keep coming out because they get a payment from American Home Shield every time and nobody would make the call. Then, I put in a complaint a few weeks ago and they said that at this point, the icemaker couldn't be fixed and they'd give me the credit for it.

    Whenever I talked with the reps of AHS, they were fine but I didn’t really get anywhere. It’s been about three weeks since I called and made that complaint where they said they'd give me credit but I haven’t heard anything. They should improve on the follow up. Also, after a certain number of repairs, the call should be made to say that an appliance is not fixable, so we can just move on. All in all, it’s been a year that I don’t have an icemaker and it's been aggravating going back and forth between AHS and the repair appliance place.

    My hot water tank had leaking pipes so I filed a claim with AHS online. The website was fairly easy to use, and I was contacted within 24 hours. They then set an appointment. Someone from Bird Dog Plumbing came and he was top-notch, very professional and very courteous. I was very surprised and happy. There was a broken plumbing in the slab of my house and we initially thought we were going to have to tear up concrete to get to it. But they found a way to circumvent that and go up through my attic and repair the hot water line.

    American Home Shield has been very good to me over the years, and I like them very much. My only complaint is that I cannot contact anyone by telephone there. It’s very difficult. If you need to discuss an issue with Home Shield you get sent to one phone robot circus to where you push one for this or two for that and it never addresses the very simple question that you may have. You can’t get to a live operator to discuss with them a simple question that could be answered yes or no. But other than that their service has been wonderful.

    With American Home Shield, everybody's good as I would need. Within a day or two, a contractor usually gets out here. So far, they've done fine. On my most recent plumbing claim, they sent out Matt's. The person that they sent out was a really personable person. I would hire him if I was looking for help. He did a really good job. I'm a builder, so I know what is good and what isn't good. A guy that's personable does a good job, clean, neat, and does everything exactly the way it should be done.

    We had a little bit of an issue on a pool pump where a guy came out and he couldn't figure out what was wrong with it. And then on the third time he came out, I mentioned something to him, and he said, "Ohoho, that solves the problem." And it was really a simple solution, but it stumps some people. It wasn't because he wasn't trying, it was because it was a really tough thing to figure out. When I told him I see air bubbles coming out of one of the jets and it sounded to me like there was an air leak someplace, he tracked down the air leak and fixed it and it was fine.

    My furnace stopped working and my claim for it was a little bit of an issue. American Home Shield sent somebody out and they said that it wasn’t covered. Then a second person was sent out and resolved the issue. I had another furnace in my basement and they got that working. So it really wasn't the same boiler, but it was resolved and I was happy. I also had a claim for my water heater and they fixed it. Now we are having an electrical issue. When I turned one of my light switches on, the light wouldn't work. Then all of a sudden, the microwave right next to it stopped working. A company is supposed to come out today to figure the issue out. American Home Shield has been good, so far.

    They usually put me on hold as they try and contact the end user provider or repair person. There have been some good contractors and some bad ones but mostly adequate. A lot of times after they assign a contractor I’ll go online and check the reviews on that contractor. And a couple of them I've called back and said that didn't want the person that they assigned me and I wanna see if there was somebody else in the area that would do the same thing. They have gone ahead and change contractors.

    I had somebody out here yesterday for the fourth time on a internal toilet leak. They apparently fixed it, but they didn't check to make sure that it flushed when the lid was off. They didn't put the lid back on and check flushing at the end. When they did, they put the lid back on and they left. I went in to flush it, but it wouldn't flush because there was too much chain in the handle. It wouldn't go all the way up. So I had to readjust the chain on the handle. So there's a couple of contractors that I'm not as happy with. But there's a couple that I’m real happy with and have used for other things not through American Home Shield too.

    The door of our Miele oven was not closing all the way through and Express Appliance Service was sent out. But the first time they came, the technician told me that I did not have to replace the hinges even though I had already gotten the hinges delivered to my house. He said only an adjustment was needed. He made an adjustment on the hinges and the oven worked for a few days then I had to call them again. So they came today and actually replaced the hinges that I have available here for them. It looks like it’s working okay right now.

    It was just that they didn’t address it at the beginning. But my experience with them was fine. The technician was on time and polite. I like the coverage with American Home Shield because it is very reliable. When I place the call, I have a response almost immediately.     I got up and my house was kinda cold. I went downstairs, turned up the heat, and realized it wasn’t working. I was trying to get it to work but couldn’t. That was on a Sunday. I did an online appointment request and Greenway Home Services called the next morning around 7:30 and said, “We can have somebody out there within an hour.” The tech was wonderful. He came out, got it fixed, and left. But it went back off again so I called Greenway and they sent him back over. He was there within another hour and got it fixed that time.     I had looked on the web, primarily read reviews on Google, and American Home Shield seemed to have the least complaints. People seemed to be most satisfied with them. I submitted a claim online. The process worked pretty well. They need to do some work on the formatting for a mobile phone. They need to get a web designer working on that. I ended up using a computer rather than the mobile phone, but other than that, the experience worked well. They kept me informed of what was going to happen and it happened.

    It was kinda funny that the name of the company that came out was ASAP, and it took three days to book an appointment. I was going like, "Boy, I'm sure glad this isn't a real serious plumbing issue." But aside from that, they did a fine job. I have no complaints about their work. So far, my experience has been good.     I like that processing claims with Home Shield is easy. I can go out of town. However, sometimes I don't have a good experience with them. They have to be prompt since it's an emergency. But I had a great one the last time. The contractor was fast. The heating was the issue and it was pretty cold that day. The tech came out on Saturday. Some people come out the next week, but not that time. That was great. He had to order a part and he got it in about a day, and then the next day, it was done.

    AHS is accessible and seems like a good value. They have a good group of people in the various trades to solve issues. We've been with them for about five years and although contractors have been a little hit or miss, overall, they’ve done a good job. However, the process by which we have to follow up is tricky. You’re in an IVR and it’s difficult to get through. And you can’t really talk to the contractor about things. One of them who was there said that they couldn't do anything until they have directions from AHS. He had to leave and I had to come back and meet him another time, which was a little bit inconvenient. When I was out of town, my wife called for a heating claim. It went well. The guy came in on a Saturday, got a part ordered, and then we had heat by Monday or Tuesday.

    We had a dishwasher that went out on December 26th. My wife went into the hospital for a serious operation on January 2nd. And in the meantime, I had contacted American Home Shield. They sent a guy out and he said the board was fried. The night that it happened, I was standing there, and white smoke started coming out of the dishwasher. When the guy got here, I asked what would have happened had I not been here. He said I would've had a fire. But these places are probably 34 to 40 years old and about now, all the appliances that were original equipment are now starting to die a natural death. The guy said he had to order a part and we'd probably have it in here in three days. 17 days later, the part arrived, and AHS asked us not to open it. I don’t have the expertise to put an electronic board in a dishwasher and I’m sure not gonna destroy it. But be that as it may, I left the item in the box.

    The guy came. He was here maybe for half an hour, put the new board in the dishwasher, and away he went. It worked for 11 days. And again, I heard a noise, and the dishwasher stopped and there was no way to turn it back on. There was no way to do anything with it. On the prior time that we were waiting, the dishwasher and the microwave are connected on the same circuit. So, if you turned on the dishwasher and opened it up and tried to do anything, you got water all through the kitchen. It went crazy because it didn't respond to any button pushing at all. It was doing its own thing. During that whole time, I wasn’t able to wash dishes. I wasn’t able to get anything done, so I had to wash everything myself. And then when my wife got home from the hospital, I couldn't sanitize anything that she was using and it needed to be sanitized. But my hands feel good now.

    Another guy came out and he also said that that board was fried. I had been smelling something like plastic melting and it was a very distinct odor but didn't think anything of it. I thought maybe the new board was settling in to its new home, but that was not the case. So, when it made a noise and it quit, I called back to American Home Shield, and there was another four-day delay because they don’t do everything at that moment. They have to contact a contractor. We have to then get on the contractor’s schedule. Then maybe three days later, the guy comes out. And normally, the first time, it’s just to diagnose the problem. So, he goes away, another three to five days, maybe 11 days happen before he gets back or someone else comes in. It’s not always the same guy that comes in. It could be somebody else.

    The new part came in and we called the Express Appliance Repair in New Jersey. They said a new guy would come back out, and it was Aki again and he said, “It’s the wrong part.” So, he spent an abnormal amount of time kneeling on our kitchen floor and using his phone to try to find a new board. And he said, “I can’t find it with our distributors.” So, he said, “I’ll put it back in to the home office. They, in turn, will go back to AHS and they’ll put it on a nationwide search.” That was a Monday.

    And then following Sunday, I figured I had enough, so I called back to AHS. Luckily, once upon a time, we had a problem with a clothes washer and I had kept the number and the extension 3, and I got into them. That was Sunday. It was open. The rep said, “Yes. We have put it on a nationwide search, but we can’t locate it. It’s no longer available.” So, they said, “We’re gonna have to give you a new dishwasher.” I said, “I don’t want a new dishwasher. I want you to fix the old one.” She said, “No. We can’t do that. I’m gonna send you an email. You select what you wanna do. There's two options. You select us to get it, to install it. Number 2, you take the buyout. You buy the dishwasher, you have it installed.” I said, “No. I want you to do it ‘cause I know what happens.”

    So, they said RAS Trucking out of Leetsdale would be in to service. They will deliver, they will install, and they will haul away. So, lo and behold, it was Monday, they said they would be here between 8:00 and 12:00. At 20 to 8:00, they were sitting in our driveway, so they were right on the ball. The guys brought this new and very nice-looking dishwasher in. They said, “Is this Allegheny County?” We said, “No.” He said, “Then we can’t install it.” It must be some quirky contract. AHS contracted with Veterans Plumbing. And they gave me the number for Veterans Plumbing, but it was Joe Blow Plumbing who said, “I’m willing to do it but I don’t have an affiliation with AHS.”

    I waited and I called AHS and told them what the deal was, and the girl said, “Let me assign a plumber rather than a trucking company that normally does this. We’ve had that done before.” They work for all the big box stores. The guys got here. They said they couldn’t install it because they didn’t have the authority in Allegheny County just due to contractual agreements that AHS has with a union. Right now, we’re waiting for Ace Plumbing to come in. They're supposed to be here tomorrow.

    Between all this, my wife went to open the door under the sink to get a little Swiffer that you can put on a little prong thing and do dusting, and the box was stuck to the bottom of the cabinet underneath the sink. Then she noticed there was water there. This was a Saturday night. I cleaned it all up, put paper towels underneath, and we were running the disposal at the time. And right away, there was a perfect circle underneath the disposal. The disposal was leaking. I called AHS. They said, “What's the problem?” I told them. I went into the website and I reported the problem, then I had a callback from the plumbing company the following Monday morning. This was really great. It was RDS Plumbing and the guy who came was Brian.

    I had taken pictures with my phone of the disposal leaking. It was dripping from the bottom. Luckily, the guy next door who recently moved in and did a lot of refurbishing and redoing, his brother-in-law’s a contractor, and they were just over there for dinner. So, I imposed upon them and I asked them. I said, “If water is dripping out of your disposal, what kind of problem?” And he said, “Don’t use it. There’s a feed line for electricity that goes in. If that goes, you’re gonna electrocute yourself.” But I later found out that that line has a fail-safe on it where if water hits it, it automatically goes off.

    The other thing about AHS that really ticks me off is when you call in to report a problem, you get offshore people. I wear hearing aids. I cannot understand these people. I get so irritated. I’m screaming at them, and I said, “I wanna talk to somebody that speaks English!” “I can help you with that.” I said, “The hell you can! You don’t even talk anything I can understand. It’s not even English.” Other than that, AHS has been very good for me for items in this home. We bought it five years ago, and there were a lot of crap that’s gone bad. They have sent out people and they replaced my hot water tank and they filled the unit outside with the refrigerant, so they have done very well. But it would be really great if they had people that spoke English across the board.

There were two guys and they were both very good. They got in and they did what they needed to and did quickly. Now, it's perfect.

It's been working okay since the repair but we needed to get the water heater certified with the city.     We had an outlet that was dead and when AHS sent out a tech from R & R Electrical Allstar, he said that it had something to do with the circuit breakers that had tripped and caused the outage. He was able to fix that right away. We live in a manufactured-home community and we have a provider for our electric, Orlando Utilities, but it’s through kind of a group account. So, every once in a while, we’d have power outages and I was thinking that the surge from the power outage coming back on might have been what tripped the some little switches that had to do with the breakers that had switched off.

    We had another vendor out, Beaches Air Conditioning and Heating, for the air conditioning and heating during the wintertime. It was November, my husband was in the hospital, and they were going to discharge him from the hospital. But the heat stopped working and we were having a cold snap. We’re in Florida, but it gets chilly sometimes. So, I wanted that heat fixed before my husband got home because he was on oxygen and had been very ill. The techs fixed the heat in time for me to go pick up my husband and bring him home from the hospital. So, that was appreciated.

    But they said that eventually, for the air conditioner repair, I was going to need Freon as they put the heat on straight electric rather than do something that wasn’t approved through AHS and add the Freon. So eventually, we’ll have to have that Freon ordered. We’ve got a Florida summer coming up, so we’ll probably do it soon. But we’ll do that on our own because American Home Shield doesn’t really cover the addition of the Freon. We’ll probably call the same company because the technician was good and pretty much knew what he was doing. And he installed a new thermostat which had gone bad and caused the problem. He got it fixed and I was very pleased about that.

    All in all, I had two times when things have broken down and AHS got them fixed. All I ended up paying was my service call fee and with them, I don't really submit claims. It was different with my former company where you would call and have someone come out, then submit a claim. Compared to that, you just get with American Home Shield and they assign someone to come out. Then the vendors tell American Home Shield what they had done and they submit the claim. I kinda like it this way.

    My refrigerator had leaked and the freezer had frozen shut with ice on it. I called the AHS number and I ended up paying the $75 service charge. Then Cooper Appliances contacted me pretty quickly. The problem may have been due to a generator installation but it was like shaved iced all in the freezer and I had to let it all thaw out. When the repair person came, he checked it out and didn’t see any problem. But he left his contact information in case anything came out and they would come back and look at it again. I don’t know why the water leaked down. But I haven’t seen anything since either and it seems to be working fine now.

    Home Choice Services came out for a plumbing claim. The upstairs sink was leaking so we put in an order and the guy came in and he said that he was going to let AHS know that it’s a vessel sink. It’s called a luxury item, so they need to approve it. He said, “They’ll call you. They’ll let you know if they can order the part, and we’ll get back with you.” He was in and out, and since then I haven't heard anything from anybody. And that was last week on a Monday. I called Friday and a rep said that somebody was gonna get in contact with me within 48 hours, and that went by too. I also have a claim for a washer and they told me that the part that was needed for it was no longer being made so they were gonna have to replace it. They already approved it so we went ahead and purchased one last week and it’s still being processed right now. For the washing machine, the contractor was great.

    We moved into a house with a previous owner and thought it was appropriate to rekey. AHS had sent an email suggesting a rekey for the service fee of $75 and I responded, “Yes, let's do it.” And they had somebody out there within a couple of days. The contractor was very pleasant and very efficient.     When we bought the house almost exactly seven years ago, we had American Home Shield the first year and were not happy with them because of things that they didn't cover that we felt should have been. We had a stove that had three glasses in the door. The middle glass just shattered while the stove was cold and wasn't being used. When we called AHS to have them come out and service it, they said that they don't cover the oven door and that they only cover the elements. That was a $161 glass window. We also had a pressure release valve on the house that was leaking. We wanted that replaced, but they said that because it was on the outside of the house, they didn't cover it. Those two things left a bad taste in our mouth back and we decided not to continue with them.

    Now, we're at a point where our house is 13 years old. We thought that we needed to put a home warranty on our water heater and HVAC systems. I'm a Realtor and the company I work for recommends a competitor. However, I did my due diligence looking at home warranties and reviews. It appeared that AHS had improved its service and I decided to go with them.

    When our air conditioning stopped working, I was concerned that with it being 13 years old, we had to have a new condenser. We’re very good about maintaining our equipment and we've had it serviced and cleaned. But I thought, "13 years in Florida, it runs a lot.” We went with the warranty and paid the $100 deductible. Two guys from Airboss came right on time. They said that the issue was the capacitor. They went out to their truck, got a new capacitor, and put it in. I don't believe they were here for 10 minutes before everything was up and running. The only regret I had was that I paid the $100 deductible. I thought that if I knew it was only a capacitor I could've had a service call for half that amount. Aside from that, we're very happy with AHS so far.

    Air Pro Master fixed the dishwasher that was leaking under the sink. It wasn’t a horrible experience. It’s just they sent me the wrong person the first time. They sent a dishwasher guy. The customer service rep didn’t understand when I said, “My dishwasher isn’t working right. It’s leaking under the sink.” That should’ve given them a clue that it’s a plumber, not a dishwasher problem. I ended up having two appointments instead of just one. I’d probably ask more questions on their end because I don’t know who they need to send.

    I’ve heard some pros and cons about the American Home Shield policy but I’m kinda on the fence about it right now. It costs a lot every year to have it but I haven’t really had to use it. I thought it was supposed to be 45. Apparently, it’s 75 for someone to come out. And then I understand that you end up having to pay for parts or if they don’t have them, they have to go purchase them. I’ve had the policy for two years but I’m not sure I’m gonna keep it.

    We included AHS with our contract for a new home purchase. 10 years ago we had it for my previous house and now I've had them again for about a month. Recently, we had a claim wherein their contractor, A Discount Plumbing got sent out. They got us in relatively quickly to their schedule and their techs came out and fixed my issues.

    However, when I had the contractor out, I had another plumbing issue that I forgot about. I asked him if I could just submit another claim for him to look at the other problem. He said he couldn't work on it if the work order hasn't been done and though it usually takes a couple of hours, it could take 48 hours to do it. All I could do was say that I would do the process again.

    I called to get an electrician out after we purchased our house. After we moved in, the electricity in the kitchen went out which meant all our food was going to go bad. First of all, I was put on hold for 45 minutes and the person that finally answered my call was the laziest non accomodating person I've ever dealt with in a customer service department.

    He said to put a claim through online first and then somebody will get back to me. He said it will take a couple of day even though I explained about the freezer being down due to no electricity. He did not care. He was a robot. He just want to brush me off and get rid of my call. I understand there are steps to follow but I just called to let him know the urgency of the situation. I ended up calling RWS warranty which was the policy that came with our inspection report. They came through for me fast and got the wiring fixed. DO NOT USE American Home Shield. Use RWS Warranty if you are looking for a home warranty policy. The people there are much nicer and courteous!

    After I set up the claim for a ceiling fan that stopped working, I was contacted and we made an appointment with Corridor Electric. The tech gave me a two-hour window then he came out. He called me when he was coming and I met him. He figured out what was the matter within an hour and said, “Well, it’s just a part.” He went and got the part, came back within the next hour, and installed it. He was a real nice guy. It was all done and I’m so happy.

    A couple of weeks ago, our pool pump started leaking. Roccas Pool Service was excellent. They called the next day and then the guy was out the following day. He came out very quickly. My husband said he was amazing and knowledgeable too. He was the best. He fixed the leak, and it is not leaking anymore. American Home Shield has been amazing on our heater and pool pump claim. But, they didn’t fix the leaking dishwasher. The front door was curved in and we ran it two times and it didn’t leak, but it started leaking on the third time. They would not fix it because we should have seen the door was curved. So, I’m still on the fence with them. We still have a long way to go until our home warranty stops, and my house is 30 years old and so are our appliances.

    The toilets had a loud whistling sound and the contractor said the air was getting through it. The plastic ring around a pole was positioned wrong and all he did was push it down. He put it in the right position so it wouldn’t overflow. The one upstairs stopped the loud whistling and I was gonna call one day this week to let them know that the one downstairs is still making a whistling sound. I thought of pushing the thing like he did but it doesn’t turn anymore. I can’t get down on my knees and I need somebody to get down there with a screwdriver to do something if it needs to be opened some more. Other than that, the guy was good, nice and quick. I’ve had other claims with American Home Shield and the contractors have been knowledgeable and they don’t dillydally around.

    I like submitting my claims online as it's easy and quick. After I submit the request, I get automatically generated confirmation email, and then I get another email about which contractor has been assigned. That AHS response is quick. From there, their contractor contacts me to schedule the appointment. Depending on the contractor, some of them call right away the next day while others take about 3 days.

    While it's not a huge problem, I oftentimes put my tenant's phone number in the request because they always call me to schedule the appointment and make another extra step where I give them the phone number to call the tenant and then they call them. It's more time for me and then for them too, but I don't think everyone reads the notes that I put in in the request saying that, "Please call this phone number because it's my tenant." Sometimes they do but sometimes it comes to me and then it's an extra step. I don't know what kind of notice the contractors are getting but it would be easier if it's more obvious whom they need to call to make the appointment. Recently, my tenant had problem with an appliance and DMV Pro Tech came out and fixed it.

    I’ve done everything online. I called one time and they were very pleasant. But they’re not gonna tell you that they’re not gonna give you a new appliance. The contractors are professional, but you can tell that they’ve contracted out the lowest of the bidding. I've had problems still with everything that I paid for to have work done. I had to have my dad come back and fix the toilet that was supposedly fixed. With the stove, it’s like I'm just paying each time for the contractor to come out and fix one part each time. I'm a little frustrated with that because it’s still not working correctly. They had to come out twice to fix two different parts. It needs to be a new oven, but American Home Shield don’t like to replace the item. They should pump it up a little bit with quality work.

    We have a water heater that's been going bad but it just keeps getting fixed. Every two months, we lose hot water. By this time, we probably need to get a new one but AHS won't pay for it and they just keep paying for the repair. But then we have to fork out $75 for the techs to come out. That's the only drawback though. Other than that, AHS has been really easy to work with. Their service is fairly good and their coverage seems to be okay. Their response time is quick too. Plus, the techs are all fairly professional. They seem to be very concerned with getting a high rating, so they wanna get good feedback. So when they come in, they do a pretty good job.

    My heater had quit working due to the TPC Explosion that happened in Port Neches, Texas. We were affected by that in more ways than we knew. We're starting to find out how bad now. Apparently, the first gentleman that came out thought it was just a few wires loose, and so, he tried to just reconnect them, and when the house resettled, the connections broke within 30 minutes after he left. It was terrible. They came out the next day and he changed out the connection completely, and since then, I haven’t had any problems. He also gave me a few tips as well about the air filters. If you can't see light through them, even if you just changed them just a few weeks before, go ahead and change them because it makes it work harder. Considering we have two very big dogs that shed and a cat that shed relentlessly, I went ahead and changed the filters like he had said. Now, I'm changing them every two weeks.

    I never have any problem with American Home Shield with scheduling anything that needs to be done. If I'd tell them something is wrong, they're either out here that same day or within a few days after. I just wish that once you scheduled something, you can track where your claim is. My AHS policy started with my step-dad, and when he passed away nine months ago, I just kept everything the way he had it. I knew he chose them for a reason. Before he passed away, they have come out and fixed the refrigerator, did work on my garbage disposal, and another time, they replaced it. So, I would highly recommend them. You will not lose out going with American Home Shield. You pay $75 for processing, and it's $65 a month. That’s really costly efficient, but with that $75, if something gets broken, they replace that item, and the item is worth way more than $75. American Home Shield goes above and beyond.

    Kintex Plumbing came and replaced a faucet for me. The handle was ready to break off as it was rotted and I couldn't turn the water off. The owner of the condo was in California but the claim for it was submitted. Then, I was told where the plumber was, how far he was out, and his tentative time for arrival. He was an excellent guy and was in and out in 20 minutes. It was supposed to be under warranty but I didn't have time to be chasing warranties 'cause I only have weekends to have repairs done. So, I went out and bought a new faucet.

    I had an appliance issue and AHS sent out Antech Appliances to help me out. But it turned out that it’s just not plugged in. But the techs were very responsive and they came right away. Everything went very well with my claim. I have AHS for two and a half years now and so far, things have been fine. But it's very hard to get a phone call and I'd be on line for 45 minutes. That’s not right. One time, I had a service request for the icemaker in the refrigerator that wasn't working and after the techs came out, it still wasn’t working. So, I had to call back AHS because that was what the contractor told me I should do. And I was on the phone so long which was very annoying. Compared to that, it’s very easy to schedule a service on the internet and they’re very responsive. And whatever I need, I get a phone call right away. So, that’s all good, but trying to get a hold of them on the phone is not so good.

    Aside from that, when I was going to renew my warranty and I called up, their rep told me that they'd give me a discount after I said that I've been with them for a while. Then, I told her that I’d charge it to the credit card, so I took care of all of that. In the meantime, I keep on getting bills from them saying that the service will be be discontinued and that I haven’t paid my bill. Maybe the people through the billing didn’t get the changes I made with the rep that I talked to, so they thought I underpaid because their bill showed a different amount than with the discount. And it happened again. I called up and asked them to take care of it. But that was upsetting and I don’t know exactly how to handle that in the future.

    One night, we turned the dishwasher on, and it literally blew the air gap cap off, and there was water like three feet in the air just spraying everywhere. Submitting a claim to AHS was pretty easy. The only issue we had was we originally scheduled an appointment for 2 Sons Plumbing to come out, but then they had to reschedule with us, and it took a week longer, which was upsetting ‘cause we couldn’t really run our dishwasher. But it wasn’t too bad. The quality of the workmanship was great. The guy came in and knew right away what was wrong. And he wasn’t here longer than 20 minutes and he fixed it, so it was pretty nice.

    I've tried submitting claims on the phone, but it's too lengthy so I just go online or do it through my app. AHS's contractors have been efficient and accessible. When Austin Heating & Air was assigned to our problem, a young man came out and installed a new part. It worked, but a day or two later, I couldn't turn the furnace on again. I called and did a follow-up on the claim. AHS called Austin Heating & Air again and the same young man came back. This time he had the same part brand as our furnace. He worked on it and said that there was a dead bird in the duct. He had to take out the bird. It's worked ever since.

    There was air getting sucked into either the valves or the blower motor and therefore, it was causing air to be blown in the pool. It’s just sucking air. I’ve always had American Home Shield for over a decade or longer, and I would usually make my claims by calling the number and then talking to somebody. But over the years, it has gotten so difficult to get through to a person. You wait for 15 minutes until you get to talk to somebody that I started using online in making a claim, and it has worked out fine. It goes fast and within a short period of time, you have a response back. You have your vendor assigned and you get on with life. The site says after you make the claim, you can expect the contractors out within the next 24 hours but it’s usually shorter than that.

    Most of the time, the contractors seemed to diagnose the problem and fix it. A few other times, I’m concerned that they’re the lower-level contractors that American Home Shield uses because they’re probably cheaper. I’ve had claims on my pool before and they used to send Third Generation out of Tampa. It was the first time that ABNation came out. They were responsive. I put the claim in on a weekend and they called first thing Monday morning and the technician said that he would be out within the next two hours. The technician came here and I explained the problem to him, and he went about doing his business. He was very thorough and checked things out. The next day, I had the pool people who told me I had the problem here and they said that it looked like it has been fixed.

    My only issue over time with American Home Shield is they keep raising their rates from year to year in terms of the premium. So, it’s starting to get in the neighborhood of very expensive versus other companies. When I started with American Home Shield, I paid $30 for the visit. Now, it’s up to $75 each time and they’re more expensive than anybody else. Also, I live in the Sarasota area and they end up having people from Fort Myers, which is an hour and a half away from Tampa. They seemed to use vendors in a far-out area versus local people in the Sarasota area.

    American Home Shield sent out a tech from Appliance Connection to take care of the washing machine claim. He explained to me exactly what was wrong with it. It was one of the pipe, one of the hoses that came off apart from it, but he showed me what to do to prevent it from happening again. He taught me a lot especially with loading this new washing machine because I'm used to the older washing machine and with these new ones now, you have to load them a certain way. He walked me through it. What happened was the washing machine was leaking water. And so, it was the hose that came apart from it, and he had told me that if I don't load these washers correctly, they'll get off-balanced. Some of the older washing machines, they don't get off-balanced and not gonna rock. It make a lot of noise. But these new ones, you can't, but he taught me a lot.

    If you call and tell AHS you got a problem, they will quickly address the situation. The first time I called, it was about my heater, with the furnace. And true enough, they came out. It was Myers that came out. They told me exactly what was going on and taught me how to prevent it from happening. They had to come back out because the issue was the sensors. They told me that it was dirt on the sensors. But when the tech came back out, he told me that something needed to be changed and it was something going on with the furnace. He also showed me how to prevent it from getting dirt on and off. So, it was a learning experience for me. So far, everything has been exceptional and I was very pleased.

    My GE washer was running an excessive amount of water and not washing appropriately. I called American Home Shield to submit the claim and the rep that I spoke with was quite nice. The tech who came out was not overly talkative, which I didn't expect, but cordial and professional, so I was pleased. The repair was taken care of within several days upon my calling to make the initial request. Thus far, things seem to be working well. Unfortunately, I'm having to call up the services twice within a month. I have one claim now for the GE dryer.

    This is the first time I've ever used the warranty, but right now it seems to be going okay. So I'm very pleased. But upon calling American Home Shield, I was thinking that I would probably be able to get someone out within two or three days. I would've gotten service a little quicker than about five days, but I just accepted that. But if I had a plumbing problem of some kind, to have to wait five or six days would be a little difficult for me.

    The problem I have with Home Shield is that I pay for the $75 and they arrange someone to come out, then the people may not call. Like the guy at the key place, he never called until I reached out. He finally called and I was in Richmond. I told him that I couldn't do it now. When I came back later and told him that we'd do it, he no longer did it for Home Shield. I reached out to Home Shield and they said they don't have anybody in our area. But within 24 hours, they got me ABC Lock. The guy came out and he was really nice. He rekeyed my doors. Then I got a letter the other day stating that the rekey wasn't covered by Home Shield. But it's showing under my contract where it says that they are to rekey. I sent them a letter and I'm not sure if they got it yet.

    Right now, my washer and dryer have a problem. It works but it makes this really loud noise. The contractor came out promptly and they told me what it was. They gotta order a part and I said okay. However, they called me back and they didn't show up. Then they called me back and made another appointment, and didn't show up. They called me about a day or so later in about 6:30. The guy asked if he could come out that time and I said no as I was not at home. I also told him that he was supposed to be out the day before that. I knew they had some problems because one of their workers got hurt, in which I told him that it should not be a problem with me as my machine is still working but I appreciate someone calling me and letting me know, where I'm not sitting and waiting all day for someone to show up.

    I still haven't heard from them, but they got my part. We're closing on our other house so I haven't called them back to do it. I already paid Home Shield their $75 so it's just getting the other guy to come out. Overall, AHS gets me someone here or they do call, but there's no follow-through. I've heard of people getting better coverage with different organizations so whenever my contract is over, I will probably change.

    There was a code that came on in our heating system and that's the reason I called Home Shield. The tech went out and reset it. He was friendly and seemed to wanna take care of whatever problems we had, but he didn't wanna go in-depth with anything and he just looked at the unit to see if it was still running. He didn't go through any of the codes that came on it. I asked him about the codes and if it was gonna do it again. He said that it should be all right. I told him I didn't wanna call somebody up and pay another 75 bucks to come out. Also, the foam that they put on our line on the outside was all missing. I asked him about that and he said it was not a big issue so I didn't have to worry about it. So I'm guessing he didn't wanna do anything about it.

    The claim went all right though. But when we put in two or three different items, Home Shield makes us pay $75 for each item. I and my wife feel that it's wrong. Also, I'd like to be able to talk to the people that are coming out. Home Shield assigns the contractors to come out and work for us but we are not allowed to pick anybody we wanted.

    We had United Air Temp come out to do the maintenance service before we used our heater. However, a day or two after they left, it smelt like something was burning. We called them back and the blower motor was the issue. The tech came back and replaced it. Then later, it was making a really loud noise. They came back again and there was an issue with the part they used. They said that the part was not an original manufacture thing and they had to order the original one. When they finally came back out, they installed the new part. It took over a week to get the original part in and we were without a heater. Thank God, it wasn’t cold.

    Most of the claims, I submit on the website because calling in takes a little longer or you don’t get through right away. The website works out well. It's easier to use it to schedule stuff. You also get a reply right away and it tells you who they assigned the claim to. I've had AHS for a few years and I like it. We're happy with the service and the experience has been top-rated.

    We have a refrigerator-freezer. We had water leaking from the freezer area onto the top shelf of the refrigerator. The guy from Long Lane who came out was fantastic. He didn’t know if they’d be able to fix it because it was an older refrigerator. A seal was bad, and he didn’t think he could get it but they did find it. He came back and put it in. When they called back, they said that someone in American Home Shield found the parts, which was fine with us because the refrigerator’s in an area where it wouldn’t be easy to get it out and get a new one in. So, we were kinda happy they could fix it.

    The claims process with AHS is very easy. I could file the claim online. The company that was sending the technician out got back to me. We scheduled the appointment, they were very efficient, gave me a window of time, but the technician called prior to coming out to let me know how far away he was. So, it worked very well. I had to deal with somebody once when I had find out what the status was of the repair. That was fine. They were able to answer my question right away and let me know what was going on. And it was just a few more days before I got the call from the actual company that they said had the parts. Everything was good. I felt like I was kept in the loop.

    Our clothes dryer went out so we called AHS on the phone. They sent Accord Appliance and things went out perfectly. The guys who came were completely knowledgeable and very, very professional. They even gave us a nice comment on the washer. He said, “Hold on to that washing machine. That’s a real good one. It’s better than some of the others.” And with the dryer he said, “Hold on to this dryer. This is a gem. It’s so easy to fix.” I really appreciated it. It made me feel more secure about having the dryer.

    We had issues with the cooktop and on the refrigerator, the water was coming very slowly. It was not in a good pressure. And then on the oven, the timing clock was not working properly. I called American Home Shield, and the issues were taken care of. The contractor called me within 24 hours after I did my claim. The tech was very good and professional and did a good job. AHS responded appropriately, and the people who came and worked took care of the job. The clock didn’t work very well and then they said that they had to take it back and then send another guy. They called back after a week and then they said, “Now, we are gonna come to fix it.” So, they came on their own and then they fixed it.

    We had a valve leaking on the master bathroom sink. There were multiple valves leaking in the bathroom. I submitted a claim online and a technician came out the next day. He was great and professional. He had to get a part because he actually found another and just ran, got it, came back and fixed it. I could have fixed the sink but I didn't have time.     I didn't particularly like the guy that came and worked on the air conditioner. The unit is practically brand new. The guy that used to come to us to service around the house was always very pleasant and explained things really well. This guy was just wanting to get in and out of there. He was quick to wanna say that it had water damage. He said, "So, this is how much it's gonna cost you. Do it to have a new one put in." He was trying to sell me something that I didn't need. I told him that it was brand new and that I'm not fixing it to put a new unit in here. He was trying to look for something that was wrong instead of just fixing the little problem or whatever it was that was wrong. In fact, a hose there was busted and he didn't even replace it. He took tape and wrapped around the hose to fix it.

    If something goes wrong, sometimes it takes American Home Shield a few days or so before they get to it. But generally, the people that come out are very understanding and explain things really well. They're out to take care of their customer. But the guy that came out last time was more interested in trying to sell me something. I have always been satisfied with American Home Shield. I wasn't expecting the price increase that went up so much, but other than that and the guy that came out last time, I've been very satisfied.

    The technician who came in took his time figuring out what was going on and tried his best to kinda fix the problem without going into the replacement. After that, he told us that he couldn't fix it in any way and that it had to be replaced. The response was good. He told us what was going to happen and what the steps were. Right after that, I had a call from his office confirming that and we were told what needed to be done and how much we were going to be paying out of pocket. The first time we made the claim, the first contractor that AHS sent said the same thing, but they never really did anything else after that. By the second time we complained about it, AHS sent Air Pro, a different contractor. They were very helpful and really good at it. And their process was smooth.

    The guy from Silver Star Appliances was very professional and fixed the problem, and also made suggestions about getting the ducts cleaned. He was pretty thorough in what he did. He came right in, looked at the issue, checked everything, fixed it, and left the house. In the beginning, my mother had American Home Shield and was pretty satisfied with it. They were good in getting things done. I got it but I dropped it because I was not satisfied with it. And then I decided to give it another chance. So far, it's been okay. The only thing is once I did the claim the first time, the system set me up with someone who I did not want and it wouldn't allow me to change it. Then when I called to speak to someone, they said they couldn't do anything about it. It's just how it comes up. So, I waited almost six months before I called again about the same claim. I threatened to leave and I should have left but I didn't.

Dial One came out and the repair guy opened up its lid to look inside. He moved the agitator and tilted the machine back-and-forth a little bit and said that the problem was with our floor. He then left, and we started the machine back up and it was still vibrating terribly.

    I called in to set up another appointment to get it done but AHS canceled it. I sat in my house from 8:00 AM till 6:00 PM waiting for a service person to call. Nobody came and nobody called. Then I found out that they canceled the run because Dial One said it was my floor. I called another company and they took the machine apart. The guy reached under the machine and his hand came out with transmission fluid on it. Transmission was shot. After further investigation, they found that the motor has a wobble in it. He said the machine was toast. So, my wife and I went out and bought a new machine.

    We are really upset with this whole thing. AHS should not take just one person’s say on what’s the problem. They should send somebody else out. They also refused to reimburse me for the machine that I bought. It left a very bad taste in my mouth. The warranty is worthless if they don’t stand behind it. And with them canceling the call, they were in violation of the contract. I expect an apology from AHS.

    American Home Shield sent Holiday Business Group for an appliance issue. It worked out fine. I didn't know the little piece was stuck up in the air which was causing the water not to come out, so it cost me $100 for nothing. That was what they charged me for a tech visit. So it’s not even worth it, I think, sometimes to even have American Home Shield and call somebody out at $100 a whop. I haven't had to use you it much, and this is the third time I had to use it for the washer, but I pay $100 every time a tech comes out. They are a little bit expensive on their service.

    AHS seems to be getting a little bit more expensive each year. At a certain point, if it keeps going up, I will have to start looking for a new place. I've been covered by AHS for about seven years and I like that if there is something that needs to get done, even if it’s like in the middle of the night, I don’t have to start going on the internet to look for vendors. I just make one call, say, “Such and such is happening,” and they deal with it. Also, almost all the vendors are working for multiple companies so I usually ask them how they rate AHS. They rate AHS among the best of people that they work for. When I had a leak in my bathroom that was leaking out on to the floor through the wall, a very nice guy came in and I showed him what was up.     We had a faucet that was leaking, and Advanced Home Services was waiting for the inside of the faucet, but it never came in so the faucet was replaced. We had another issue on a separate time with a toilet tank leaking, and they came out and fixed it that day. We also had a leak under the kitchen sink. We did have an issue with the furnace and the person they sent out for that didn’t go up and look at the heater. And he said I have 60 days to call him back if the issue continues. It was blowing cold air and he just turned it on. It’s done it again since then, but I was gonna tell American Home Shield not to send that same company out. That’s really not their fault. It’s the people that they’re using. I was really disappointed in that guy.

    Doing claims through AHS is very easy. In fact, we’ve had it for a few years and I never used it. When I did use it for the plumbing, it was the first time. I found that the people at the other end that were scheduling was really helpful, and they explained how the claim was gonna go about, and it went really smoothly. When we had the problem with the toilet tank leaking, both people that came out from the plumbing place were great. One of them was so nice, really polite and always on time. And so, I thought AHS is worth keeping. I renewed it actually because of that.

    Lately, it usually takes a while to get somebody to the house when something happens, but it wasn’t that way when I started using them. I have been a customer for about four years and it was usually two or three days. Now, it’s usually about a week and a half, at least. It took four weeks for someone to come out for my disposal.     We’ve had a home warranty program since we bought the house. It’s currently a value added proposition. AHS should not have the service be quite so expensive but most of the time we haven’t had any big issues. We had a washer that went out recently and it was replaced. Other than having to wait a little longer than we had anticipated, it was fine. For the most part, it’s pretty routine.

    The dryer was not heating and Schubert’s Appliance Repair came in. For the most part, submitting the claim was easy. My husband typically is the one that takes care of it but this time AHS called Shubert’s pretty quickly. They scheduled it, but my husband had something and couldn’t come that day. They didn’t have any problem rescheduling it till the next morning, though. Schubert’s was always easy to work with.

    American Home Shield sent Appliance Works for an appliance claim. It took forever to get the unit but it had nothing to do with Appliance Works. They did their best to get me installed, but they couldn't get it. It was backordered. Appliance Works did a great job. I was really pleased. They stayed in touch with me once they had the unit and made sure that the timing on putting it in was good. With this particular installation, they could've used two people because a microwave wall unit is a very difficult thing for one person to install. And if it had just been my wife here to receive them, she wouldn't have been of any help. It took two people to hold it in place, but that was okay.

    When I first started the service back in the spring, I had called up, wondering if they sent people out to do a furnace check. And I knew that wasn't a replacement item. At the time, that wasn't my issue. I'd gone through the winter and I just wanted to have the furnace checked, and I never heard anything back. And then when I called the next time, they sent an air conditioning guy. I told them that was not what I requested. But whoever was in the office that day was probably thinking it was May, and they were probably thinking, "Well, we ought to be checking their air conditioning, so let's send an air conditioning guy." I just gave up. I didn't do anything until November. I wasn't pleased with the initial customer service people.

    I called AHS many times for my heating problem. Sometimes the furnace has heating and sometimes it doesn’t. True Master came and was okay. The guy was super nice, however, there was another company that came. The guy told me that if it was cleaned, it would be fixed and asked $200 for that. He said that the insurance wouldn't cover it because the problem was that it was dirty. But after he cleaned it up, the problem was still there. It seems that he lied. Now, because I’m so busy, I have no time to call AHS back so the furnace still doesn’t work.

    I have a friend who told me that AHS was a really good warranting company and if something was broken, they can repair it faster. But right now, it doesn’t. Before, I would have recommended my friends to use AHS, but right now, I won’t. I've had them for about three years, but I decided that this year I probably won’t get insurance from them.

    American Home Shield do give good service. When I call them, whoever they are referring will usually call me back the same day, which is great. When my shower in the master bathroom was leaking, I called AHS and their contractor came out the next day. But the guy called American Home Shield and said that he couldn’t fix it because it wasn’t done by code. This house was built in ’65 and I only had it about 12 years. So, when it was installed, I’m sure it was by code. But it’s out of code now for new builds. I tried to tell them that it was put in when the house was built and it was done by code then. And that fell on deaf ears.

    Also, when my house had a heat pump issue, the compressor went out first because it was put in when the house was originally built. Initially, they sent several people out from different companies to work on it and they all said the same thing, “It's shot. It’s gotta be replaced.” So, AHS replaced it. A year later, the air handler up under the house went out. The first company they sent out said that they could not get a new air handler up under the house, which is through the same opening that this old air handler went in, so you know they can. They said there were pipes in the way.

    Now, there are the cast iron plumbing lines overhead. There are some that are low, but the first air handler got up under those pipes. They said they couldn’t do it and I almost said a threat to take them to court, to get something done. Eventually they said, “We’ll just give you some money, and you hire whoever you want to do it.” I told them, “No. I’m not gonna do that. That’s not what our contract says. You’ve got to fix this.” I called two local companies here in Athens where I live to come out here and look at it. They wrote me a letter saying that there’s no problem. Both of them said that they can get new air handlers up under there.

    Usually, there’s a second or a third person out here. And AHS said, “We can do that. No problem at all getting it done.” I suspect the other companies who said they couldn't do it saw it was gonna be a bigger job than just done and leave, that it was gonna be more trouble than they wanted to fool with, but they told American Home Shield that it couldn’t be done. So far, I’m still with American Home Shield and I have no plans in cancelling them. I’m just aware of those things. And it’s a learning process.

    A customer for 15yrs, call with a complaint and I get hung up on. On the morning of 2/18/2020 we woke up to a hot water heater failure and water running out the safety pipe. I immediately went online to American Home Shield to report the issue and was assigned a local plumber. Not having any hot water, I called the local plumber's office and was told I was on the schedule for the next day. I explained the situation but nothing. Was not going to speed the process up. So I stayed home from work and the plumber arrived early. He looked at the hot water heater and told me what I already knew and explained he had to file a report and it would be 24 hrs. That was totally unacceptable to wait an additional 24 hrs with no hot water and no real promise the hot water heater would be replaced in the next 24 hours.

    I called American Home Shield to complain and was told the same story. I asked for a supervisor and was transferred to one and she could not change the process and I would have to wait the 24 hours for the plumbers report tp be processed. I asked for a refund of the $75.00 service fee as the plumber came out and looked at the hot water heater and told me what I already knew. She could not authorize a refund and I explained nicely that I wanted a plumber today, or a refund of the service fee and the cancellation of my policy. She said she had to transfer me to the person with authority to do that, then she hung up on me. I called back and the exact same thing happened again. I will file a BBB report and splash it on social media. Oh by the way I called another local plumber and he is scheduled to remove and replace the hot water heater within the hour. DO NOT USE AMERICAN HOME SHIELD.

    I placed a call to get a gas cooktop repaired when it stopped auto-igniting. The repair was scheduled promptly and the tech came as scheduled. The diagnosis was a faulty switch which the tech said he would order and have shipped directly to me in a day or two and when I received it to call back and arrange the installation. After not getting the part for almost a week, I called AHS back and they said they would investigate it. The next thing I get is a voicemail that the part is no longer available so they can rebuild it and take 6-8 weeks or get $147.50 - the cost of the rebuild option. I called back after a quick web search showed the part available and asked if I could order the part and then have the repair company install it. I emailed a copy of the information to AHS as directed.

    A week later I get a text that the matter is now complete - when they never even got back to me. So I called back and was transferred several times after being on hold each time for a while. I asked about having the part I found installed and they said I could but they would only reimburse up to the rebuild cost. So I asked if the rebuild option would leave the entire cooktop out of service or just the one burner associated with the switch being rebuilt. They said the entire cooktop would be out of service for 6–8 weeks.

    The AHS website specifically states: “What if I have an appliance that can’t be fixed? If we determine your covered appliance or system component can’t be repaired, we'll offer a replacement or suggest another solution.” They said the replacement is not being offered because the part can be rebuilt, I just need to be inconvenienced for two months. The actual contract says “F. 3X3 APPLIANCE PLAN NOTE: AHS will pay up to three thousand dollars ($3,000) per Covered Item malfunction for access, diagnosis, and repair/replacement of any covered Appliance. 4. RANGES/OVENS/COOKTOPS COVERED: All components and parts”

    So AHS is offering less than 5% of their stated replacement cost because that is their cost to rebuild. With that logic, any part would be able to be rebuilt given enough time, so AHS would never have to pay for a replacement.     Our recent claim with AHS was for our ice maker on our refrigerator. I called AHS on the phone and I spoke to a person. The contractors came the next day. And they said that I needed a new part, and they ordered it. And when they ordered it, they came and they put it in. The contractors were good. Everything's been fine since then. My experience with AHS has been fine. I never had a problem with American Home Shield. I had a problem with one of their contractors though and I told AHS to never send them here again.

    At my age, I prefer filing a claim over the phone than online and so far, the customer service representatives I've spoken with have always been nice. Patriot Plumbing got back to us and they came out quickly to fix our toilet. The seal was bad. They did it very nicely and they got it done quickly. Some years, we don’t have to use American Home Shield, and some years, we do. But it has been good to us. I have recommended it and I’ve had people sign up.

    My wife submitted a claim for a hot water heater through Home Shield's online service. They communicated the information via e-mail. They told us that someone would respond within 24 or 48 hours. And then we were contacted by Greenway and they told us when they would be there. It was an acceptable time for us and we set up that appointment. They were on time and they did an excellent job. I was out of town so the tech worked with my wife, but he just solved the issues that needed to be taken care of. He also explained what they did and she was very complimentary of them.     The fan didn't work. I'd flick the light switch and sometimes the light would turn on but more often, it wouldn't. I even tried to change the light bulbs and it didn't work. I was afraid we'd have an electrical fire so I decided to submit the claim. The tech who came out was fantastic. He was very communicative and was on time. They had to do an analysis and had to get the fan and then, they came back. The repair took two days and it had been working beautifully since.     Two years ago, my refrigerator quit working. In Arizona, you can't go very long without that running because it gets very hot here. Valley Wide Appliance was sent out and the tech looked at the refrigerator for a total of about 15 minutes and said that I needed a new compressor and their company doesn't do compressors. He said that I had to call American Home Shield.

    I called AHS back and nobody was available for two weeks. I couldn't go without a refrigerator for those times and I was going out of town so I just went and bought a new one, had it delivered the same day, put everything in it, took the one that wasn't working. The delivery people were great. They put it in the garage for me. I got back from my vacation and put in another service request. Felix Appliance came out and the young gentleman said that I didn't need a compressor. I only needed a relay switch and he had that with him. It took him about half an hour and he had my refrigerator up and running. But I went out and spent $3,600 on a new refrigerator that I didn't need. Then when I had a plumbing issue, they sent Loyalty Home Services out and that service tech was excellent.

    Recently, I placed an order to have my white microwave repaired. First, I did it online until it popped up that it was gonna be Valley Wide Appliance. I called to cancel that and it was a rigmarole. I said that I'll pay outright before I'll have them at my house. AHS had another company that has worked on my refrigerator. I requested that company and they said that they couldn't do that. Then AHS sent out this other tech from Hughes Appliance that looked at the microwave.

    Here's the thing that ticked me off. I asked if there was any possible way that they could get it fixed by Friday, I would be so appreciative as we would be having a huge party on the 8th. The guy just looked at me in my eye like, "Oh, a party, huh?" and said, "Okay," and walked out. They turned in a request which was on February 4th. I didn't hear a peep from anybody until the 9th of February. But I looked at my email on Monday morning and that service request has been cancelled and assigned to a new person. I called the number and the contractor couldn't come out until Friday the 14th. They were very nice and told me exactly what I knew what was wrong, the computer board. But here we are, the 19th, and I still haven't heard from anybody. In my own opinion, AHS needs to drop Valley Wide Appliance and Hughes Appliance.

    American Home Shield is not living up to their reputation in my eyes right now. This is the first time with the microwave and it's been a nightmare. Somebody should at least send a text or email that says they're looking into it. They should also have a little better follow-through for the order to be cancelled and reassigned to somebody else. They have performed in the past, but they're definitely falling down on the job. They know I'm not happy with them right now and I'm coming up for renewal, so I'm kinda like, "Hmm" 'cause I know the fee is gonna go up.

    I’ve got a few rental properties and I’ve only used American Home Shield with those. They do a good job and they’ve always followed through.     I called up AHS' number to submit my claim. I gave their rep my account and their contractor contacted me that day. However, there was a problem initially because the guy they sent said he couldn’t do it. AHS sent an air conditioning company which called me and I told them that my issue is not air conditioning. Instead it was a vent in the bathroom to the outside just a few feet away. The air conditioning company called back American Home Shield and this time A1 Electric sent somebody who took care of my issue in 20 minutes. I was very impressed that he had the right fan and that he just replaced the whole fan and motor. So far, I'm very satisfied with AHS. I had a good experience with their contractor this time. I travel for a living, and my wife is home a lot of times by herself. The warranty is great for her because she just calls me, I call American Home Shield and they send somebody out. Then, I let her know when they’re coming.

    We got a couple loads of laundry and then we set another one in. Then we went to get groceries and when we came back, the tub was completely full of water so we had to siphon it out. At first, we were trying to see if any other settings would work but it wouldn't spin and drain so we ended up contacting Home Shield. I got set up with Advanced Appliance. They contacted us to set up an appointment to evaluate what the issue was ut they couldn't accommodate me on the weekend and that was the only time that I'm off. So I had to get my father-in-law involved. The tech came and spent 30 minutes to an hour and decided that it was the pump. The part had to be ordered and was gonna take about three to five days. Once the part came in, they scheduled me an appointment for the following Monday. The entire process took about three weeks and from there, everything was good.

    We've got a four-year-old who gets dirty playing and is in and out of clothes. I also work in a dirty environment. Washing clothes is very important for us and not having the washer which is the start of the laundry definitely put a damper on our day-to-day. So having it fixed and having it done promptly as humanly possible was very helpful.

    All the service that I've had with Home Shield has been good. Our house is 16 years and when we purchased it, we had a warranty that came with it for the first year. We looked around to find the best bang for the buck and AHS definitely fit the bill when it came to all the amenities as far as what it covered. Also, it had some of the best reviews that I saw. I would recommend them and would say that my experience with them has been fantastic. With the price point of $50 a month for the number of things that we have covered and the $100 co-pay, it's well worth it.

    Our toilet was leaking everywhere. I filed a claim with Home Shield and the techs were scheduled to come three days later. But we had some health issues at our house so they weren't able to come for about a week and a half. When they came, they were great. They were very helpful and professional. We also had an issue with our 16-year-old dishwasher and the techs replaced a part that cost $400, which to me was crazy to spend $400 on a part that's 15-plus years old. But that's what AHS wanted to do and they didn't wanna replace the dishwasher. Having a warranty seems expensive and $75 seems like a lot but I always recommend home warranties to my friends when they buy a house.

    We had a washing machine that totally stopped working. I submitted the claim to American Home Shield through their website. It was an easy experience and they've done a great job. I got a text message from American Home Shield, and then I got a text from the contractor. Gaige Appliance Repair got there on time, within the time slot, and they were professional and dependable.

    We had to replace the machine. The contractor told me that to repair the machine would be super expensive and that they would get back with American Home Shield. American Home Shield then sent me an email that said they were going to replace the appliance. They offered their selection of what they would pay for and said that if I wanted that, we could just order it and it wouldn't cost anything. Or I could go onto this website, find what I wanted and send them the information, and they'd give me a price on it.

    So far, my experience with American Home Shield has been great. We've had really good results. They get right back to us. There have been a few times when I emailed and they haven't called back. But they've done what I've asked them to do. It was weird though on the washing machine. They were waiting for me to say whether I wanted the pedestal to go under it or not. I didn't want the pedestal, I didn't ask for it. A few days later, I got a call and they said my machine was in, wherever they ordered it from. And they're delivering it tomorrow.

    I had two issues and online just let me have one, so I made a claim over the phone. The reps were okay, but it took too long for the contractor to come out, which was about five days. My toilet was leaking and the drain in the kitchen sink would fill up every time I turn the water on. Everything was done in one day. The supply line to the water heater had a shutoff valve on it and the housing on that shutoff valve had actually broken. So the pipes needed to be cut and replumbed.     Universal 1 Repair came out to look at our washer and dryer and they were out twice after that, because two different employees found another part that was required. So from the initial assessment, there was an additional part for each, both the washer and the dryer, that were needed. They were very informative, very professional and they have been a pleasure to work with. When they said they were gonna be there for an hour, they stick to their word. They have not been at my house for more than an hour and a half, which has been fantastic.

    I typically submit claims to AHS through online. Their website is good. Although last time, I had trouble submitting a claim. I tried to submit it and I had to refresh the page and start over. Other than that, it’s easy to maneuver. I’ve had past experiences with other technicians that really questioned the quality of the technicians that were coming to my house. But recently they’ve been great.

    American Home Shield is better than others where the technicians are great. They’re effective and very professional. Their customer service reps have always been very helpful, letting me know about the services and when technicians are coming with all these notifications. So that has been helpful.     The house was signed up for AHS when I bought it and I kept the subscription. They've always done really good work for me so I keep them and I have them for seven years now.     We pay monthly to Home Shield and if we have a problem, we call them. We've used them four times and the people have all been good. I've had plumbing issues here and there and everything has been okay so far. Last time, one of our bathrooms had some kind of leak and the guy who came was awesome. He fixed the stuff and then he left. My only problem is that when someone comes and they say that we have a different issue, they don't address that. That should be a different claim and every time a tech visit, we pay $100. Other than that, the guys come and if they don't fix the problem, they will go buy something, come back and fix it.

    A gentleman from Service Plus Repairs worked on my oven because it wouldn’t get hot. I was contacted within 48 hours after I called about the claim and was told when they would come out. So, the guy came out and identified what was wrong. He told me that I would be contacted when the parts come in and he would come back out and install. He came back, fixed the stove, and did very well. My stove is working now.

    I always have a good experience with the American Home Shield representatives and the contractors contact me within 48 hours via text or email. The home warranty is a very good product to buy and I would recommend it for homeowners who have appliances because they will break. I’ve had it for quite some time and it’s been a lifesaver for me because I’m covered when major repairs for air conditioner or hot water heater come about. Make sure to get American Home Shield because there are a lot of copycats out here that may not give you the service that you really need or may not guarantee the parts and the areas of your house that you really need covered.

    AHS does a decent job at covering you if you have issues. They sent out a guy to fix my refrigerator, but he couldn't do it so they escalated it to Jones. AHS called and scheduled a time that worked with my calendar. The contractors performed perfectly. However, they took several attempts and the final attempt was to replace the motherboard.

    Half of my house was messed up. They say the electrical lines didn’t work. It happened all of a sudden and I couldn’t reset it. It wouldn’t stick.     I went through the website to submit a claim for my toilet which was running. I’ve had problems with other people’s websites. But with Home Shield, I've had no problems with. I put in a claim and within that morning, they called me within 15, 20 minutes. And it was that company that came in and did it. It was a simple fix. It was just running and the guy just replaced a part. And then, something else happened where they replaced the toilet or something. And there were some other plumbing and we haven't had any problems with plumbing. The plumbers have always been good. They’ve come out a couple of times for other things, like AC or heating issues.

    However, every time that company came out, they always tried to sell me on something more. They had sold me things that I probably didn’t need. Always tried to sell me on a new unit, a new AC, this, that and another thing. So, I dropped the contract because they were expensive. But then, we sold our house. It's closing in two weeks, knock on wood, so we’ll terminate our Home Shield home warranty at that point. But when I tried to call to terminate, they came and said, “Oh, there’s another month. You gotta pay another month," a $57 termination fee, which is kind of funny.

    And then, we had one or two issues with the heating. Something went on and they came out and the guys fixed it right off the bat, and they didn’t try to sell me on something. So, when they came out through the Home Shield, I haven't been subjected to hard sell as much as when I had them directly hired as a company. They were trying to sell me, “Oh, you gotta buy this, you gotta buy that, da, da, da...” I’m like, “Well, I just want this.” And then they come out for one thing and they say, “You gotta do this because of --” and I know I have a older heating system, so they sell me on something else. So, even though something’s covered by the contract, I've always paid more than what the contract needed. I always went over and above what the contract was. Other than the plumber, they’ve sold me on something more than what I needed them to come out for.

    This process has been fine. Whenever I needed something, they came out. It’s expensive contracts because I pay the $75 deductible and I'm not sure if I'm getting $75 worth of work sometimes when they come out. They came out with the AC last summer and they replaced the condenser. And then, they sold me on something else in addition to what I needed so, it cost me another 150 bucks. But now the AC is running pretty good, which is fine because it’s old, and they’re keeping it alive for me.

    The heating system was making noises when it was trying to turn on. I submitted a claim to American Home Shield online and Hansen Mechanical called us the next day. They were very quick. It took us a few days to a week before me or my husband had time to be home with a repair person. But that was our schedule, not a problem with the company. Hansen Mechanical said that it was a blower going bad and they replaced it.

    The American Home Shield account was listed under my name. We've had them the whole time they had computer requests. When we just did it by phone, they would always take down what number we wanted to be contacted at, and that was correct. But since we’ve done it on the computer, they ignore what we tell them on the computer and just give the companies whatever phone number’s first on our account. They don’t bother with what we put on the repair request. We get the message, and then we have to call them back and tell them to talk to them with our cellphone instead of our home number, which is a very annoying process. And we can’t delete it. We’ve tried going onto the account and deleting the home phone number and just putting the cellphone, and they won’t take it.

    I had a bad leak so I had to shut my water off. The washing machine was leaking all over the place. I submitted a claim online and found the website to be great, but it wasn't specific enough. For instance, it just says leaks. It doesn’t say where or what kind of leak, if it’s clear or not. It has the instruments like it had washing machine, and then it had leaks, but it doesn’t say who, what, when, and where. After I sent in my claim, the contractors were supposed to respond within 24 hours. They usually do, except if something happens on a weekend. Sears' service was outstanding. The tech explained everything, what was wrong, and how we would go about fixing it. I'm extremely happy.

    There is a problem in the claims submission process because you're trying to explain exactly what's going on to the individual behind the phone and sometimes they're not understanding the immediacy of the problem. I had a slab leak coming out of the garage but I guess it was not clear to them that I had an active leak. So they contacted a service that called me the next day, which was a Thursday, but they said they would come out on Monday. I couldn't continue to let that water just continue to leak though. I contacted them and asked if they could come out sooner. But they said no. They said I had to go back to American Home Shield because they're the ones who requested it and they did not put in a priority ticket. I was like, “You gotta be kidding me.”

    So I had to contact American Home Shield back and then have them submit a second ticket, which was more a priority, more urgent one. Then they finally changed the plumber and I got another plumber that came out the next day – Immediate Response Plumbing & Rooter Service. There was a little difficulty on that particular issue but otherwise, the Home Shield reps are easy to get ahold of.

    Now, I also know that Home Shield won't take care of two issues if you've only told them about one issue. If I have two plumbing issues and I only tell Home Shield one, when the plumber comes out and I say I have another plumbing issue, they would tell you they never got knowledge of it. That’s kinda silly. You got a plumber out there so they should be able to take care of both problems. I also had a handle in the kitchen that I needed tightened. But they did go over and did an assessment of the handle in the kitchen and they did take care of that for me.

    Home Shield did not cover the slab leak though. When the plumber came out, they took a look at it and basically told me that the slab leak was not covered. I guess it wasn’t a normal wear and tear issue. I wasn’t too pleased about that. But American Home Shield does provide a service if needed. Once you have experience in working with them then you get a feel for what they need and what they're asking for. It gives you a better perspective as far as what to do.

    I placed the claim on the website and within a few minutes, the tech from ABNation was calling to get everything fixed. One of our circuit breakers was popping and had a crackling sound, which scared us, so the tech came out and replaced that. Also, every time we turned the pool on, it was leaking water and he found that there was a leak over by the pump itself on the side of the house so he fixed that. And then our chlorinator wasn't working. We have a saltwater system and the salt wasn't turning to chlorine. But the tech said that that part was not covered under our home warranty. So, he told me what to order and we got that ordered. We know the pool liner needs to be fixed. This is a new house for us and so the pool liner is going to have to be replaced, and we know that's not covered. But it looks like everything is up and running properly. The tech was knowledgeable, very timely and professional.

    The pilot light with the furnace wouldn't light. I made the call, and then I had them contact the tenants so they could make an arrangement for the contractors to come by. I don’t like the contractors to communicate with the tenant, only me. I’ve had American Home Shield for years. I’ve never had a problem, that they don’t talk to the tenant too much, only between me and them. This time, I noticed that it was a little different, but I just said I would just make sure I reiterate it from now on. Other than that, the contractors seemed to be okay. The furnace is doing great now.

    A claim was denied one time. I just took that in stride and kept moving. Sometimes, it’s like that. I got American Home Shield for the convenience of it, not being surprised by a huge payment. I’d rather pay a monthly payment, and if something happens, just pay the service charge. That way, I’m not getting hit with a huge bill at one time. That happened years ago when I got a plumbing issue at a rental and the total bill was $685. I was still covered under American Home Shield so I just paid my 75 and I was okay.

    Updated on 02/21/2020: Follow up to last complaint. Nothing has been done and I’ve not been contacted. This company should NOT be in business. A vendor relation person called me today and didn’t care about the damage to my home as a direct result of the plumbing leak that has not been addressed for over thirty days. I now have a ruined hardwood floor because of failure to provide service according to THEIR contract. By the way the vendor relation person actually hung up on me.

    Original Review: Place a call for plumbing leak and appliance repair Jan 10, 2020. Two weeks later appliance guy shows up in a battered old truck, no uniform and missing tools. It’s now Feb 20 and have heard nothing about getting parts and finishing repair. The work order for plumbing was given to a vendor on January 27, 2020. I’ve never heard from them and now the leak has permeated my 3/4” hardwood floor and it is buckling.

    Called AHS today and spent 45 minutes trying to speak with someone in United States. Then called the sales line as that is in us. Spoke with customer service, explained situation and first thing told to me was ahs doesnt cover secondary damage. There would be NO secondary damage if call was handled properly. I was then told ahs did their job by finding plumber and assigning the work order. We were never notified as to who the supposed plumber and still don’t know. Then I was told the issue was being transferred to vendo relations and I should hear from them. My appliances are not fixed after 6 weeks, NONE of the plumbing issues have been LOOKED at let alone fixed and I now have a hardwood floor being ruined. Worst company and customer service I’ve ever dealt with.

    This is a bad experience I have ever had with unprofessional attitude from Budget Rooters. I had a problem with my Water Heater that was not producing Hot water, reported it to American Home Shield for repairs. They referred the work to Budget Rooters. They called me and made appointment 5 days upfront. The Technician came and diagnosed the problem and told me he's going to Order the Parts. On the day he ought to come and fit it with Parts, he called me early in the morning to let me know that the Parts was not available and Water Heater's model is no more in production. He suggested that if they could not find the Parts, he would suggest complete new Water Heater Installation.

    I was out of Hot water for 2 weeks, and I decided to look for alternative and got SMUD Rebate for $3000 to change from Gas to Electric Water Heater. It cost me $1200 out of pocket expenses. I called Budget Rooters to confirm if they have gotten the Parts and they said NO (not yet) and the woman who answered my call on the middle of our conversation hanged phone on (so Stupid and Rude & Arrogant). I submitted my Invoice of $1200 for Refund to AHS and got only $132.50 for the price of the broken Parts which not available nowhere. All are Fraud way of cheating people.

    I have been with this company for over 2 years, finally needed a new heating element for my AC. First company misdiagnosed, so they sent out another for which they wanted to charge me another $100 service fee. This went on for 8 placed calls over 6 weeks in the cold weather. Every time I was told that the second contractor had not gotten back to them and that they would contact him and then me. They never called me back. Today I cancelled my contract with them, and they wanted a $49 administrative cancellation fee. PLEASE do yourself a favor and save your money!!!

    I went online to file a claim which the response was very quick. The tech came out Monday and you could tell he was bothered to be here. He went on to determine the blower motor was out in our furnace and would submit it to be approved. After 9 days of no heat and many attempted phone calls I called a local company on my own to repair my furnace which he did with a blower motor for 385 in less than 3 hours and that was returning to the shop to get a new blower motor. After which 13 days later a different tech was sent to my home after the repair was already done by a local shop. I am out 455 dollars for a repair that your guy refused to do for us. In a time frame that is completely unacceptable.

Aside from the dryer where their contractor came and fixed it, I've had a freezer claim as well. Their claims process is easy. You just go online and do it.     I have had AHS for a number of years, and I have not had any problems with them. I call them out to check my air conditioner in the spring or the fall or if it doesn’t seem to be running that great. I have had them out when my dishwasher was having problems. Then all of a sudden last week my washer started making loud noises (wouldn’t you know it would start after I stopped paying Sears for the appliance protection). So, I called AHS about it, and a technician was sent quickly. He asked what was wrong with my washer when he came to my home, and all I had to do was spin the drum. He said I needed a new washer.

    Soon after that AHS replacement team called me. They sent me an email to look over washers to replace mine. All of the washers that I wouldn’t have to pay for that were supposedly similar to mine wouldn’t fit in my closet. I would have to upgrade! I spent all weekend looking at washers, so on Monday I called back to AHS. I didn’t understand why I would have to pay more for a washer that was smaller than what I already have?!?! They told me to look at Kenmore washers. So I hung up and did that, then I called back with the model # of one.

    Now each time I am calling I am having to wait 30 minutes at least before a representative gets on the line. The next representative that I talk to tells me that she can’t find that model number, she doesn’t have time to wait on the line for me to look up another washer, and I have to wait on the phone when I call again. Well I thought she was very rude!! The next guy couldn’t find the next model number I gave him and he gave me some other websites to look at, so I did.

    I called back with yet another model number. He said that wasn’t in their database either. He said to look at a few different brand names and to call back with like 10 model numbers. So I call back with 7 model numbers (that’s all I could find). He managed to find 3 out of those 7. But now the prices were different from what was online. I got mad! I told him I wanted to speak to his supervisor! He said his supervisor gets off at 6pm. He would send a message for her to call me. I don’t anticipate hearing from her.

    While I was on hold I looked up a model on the AHS website. When he came back on the phone, I gave him that model number. Now he says that price was different. It was higher than what the AHS price was!?! Why I ask?? He says, "Because we go by the price in our database." What!!!??? This is the price on your own website!!! I was on the phone with them for 6 1/2 hours today!! I got nothing accomplished!!!! I still didn’t get a washer ordered!

    Every time I called in for service, it was easy for me. A-US Air Conditioning of Texas was professional. I’ve used them before. I had issues with air conditioning and they were the same people who came to my house. I’m happy with the way they did their job. There was a time I called in on a weekend but Home Shield couldn’t send someone. But the next day, somebody came out and checked the issue I had. My premium is a bit high now compared to when I started with getting my insurance, but other than that, everything else worked well for me.

    We had our meter replaced and the kid from the city that was out here changed it but did not turn the hot water tank on so we didn't have hot water for 2 days. I've never dealt with gas before, and so I didn't know what to look for. I called American Home Shield and the first person that they gave me did not service hot water tanks. I was given another person that would do hot water tanks. I paid AHS the money and the guy came out here and all he had to do was to turn the pilot light on. Nonetheless, the people from Plumb Genius were good.

    When I call AHS to submit a claim, I have to wait. So, I just do it online. Someone normally comes out within 48 hours. But if it’s on a Friday, they’re out by Monday or Tuesday. Guaranteed Services came out recently and they fixed my heat pump. They were great. We’ve had no problems after the repair. I’ve had problems with AHS before, but over the past years, they’ve been better.

    I was called by one of Home Shield's agents to go over the plan and at that time, I asked to have the locks changed. The locksmith scheduled very well then he came out and changed the locks. He faltered back and forth on how many locks were covered in the plan and how many weren't, but he did a good job. Still, I'm disappointed. Nobody told me the limit (five) before that but I know the cost of the plan was much more expensive than other houses. It's based upon square footage so you could assume that larger square feet houses have more doors. If there's a limit on the number of locks, that doesn't make a lot of sense.

    Also, we just moved in and I called last night for a couple of things. We have mice so I found out that pests aren't covered then the central vacuum isn't as well. In interacting with the agents, their English was really poor even though they were reading directly out of the content. They couldn't read some basic English words. I let them read through it because I figured that was practice, but they were really struggling. It's like they were sounding them out as they went along and it didn't give me a lot of confidence. I appreciate everybody needs and wants a job, but they can use a little more English-as-a-Second-Language training.

    When you file a claim online, AHS texts you with a meeting time or an appointment. It works perfectly and I love it. Moreover, contractors have been very professional and friendly. But I'd like to see a lower deductible. When there was a part missing from the fridge's door, I filed a claim. The contractor came and fixed it. And when three outlets in my kitchen stopped working and were not getting any power, the tech came out three times. The first time he came out, he fixed it. But two days later, it stopped working. The second time he came out, it miraculously started working on its own, then a day later, it stopped working. He came back a third time and then he went out to look at it for the third time. He took it all and tightened all the wires.

    There was a hole in one of the pipes. One of the toilets was leaking as well. The guy from SWAT Plumbing came out and was very helpful in explaining exactly what the issue was as well as answering all my questions. He was thorough, timely, courteous, and let me hover over his shoulder to see what he was doing to learn myself, and he wasn’t annoyed by that. He had to find the leaks and the first time, it took him about 45 minutes to do that. The second time, it was about the same time and then about five minutes to fix those. So far, so good. I’m still waiting to hear back from the water department to make sure that all the leaks have been taken care of ‘cause they needed a day or so to let it recycle again. But there’s no more visible water damage or leakage. This is the first time I’ve had any experience with AHS. As long as the price doesn’t go up considerably, I will be fine with staying with them.

    I did a little bit of research and it showed American Home Shield to be the top home warranty. I had a spring in my washer for my clothes that broke. So, when it spun, it dangled all over. I called AHS and they had within 24 to 48 hours Fidelity Appliances come out and look at it. The serviceman told me it was a broken spring and that they would have to order it. It came in on a Tuesday and it was put in on a Thursday, and it works good. The contractor was very good. I was very satisfied with AHS. If for some ungodly reason I have to use them again, if I get the same service, that is who I stay with.

    My experience with AHS has been first class. I went to their site to file a claim for a washing machine fix. The push-button panel on the back wasn't working correctly. I've dealt with them before so I know that they move as quickly as they can to find a contractor to contact me. It was not a dire emergency but it was something that needed to be done.     Central Heating and Air came out on a Friday and they got it running that day. But that evening, it cut off. I called the next morning and reported it. I did not get confirmation back. Normally, I would've gotten a confirmation back from AHS immediately that a part would be ordered and would be passed on to the contractor. On Sunday afternoon, I called back. There was no backup person available on a weekend. The customer service person said that the contractors could be out on Monday. I asked for them to be out before 12:00 because I had to leave no later than 12:00.

    I told the rep that I was sitting in a cold house. Then she offered the possibility of a reimbursement for either having to stay in a hotel because it was cold or a heater up to $125. Based on that, I purchased a heater. It came out to $85 and I followed the instructions and sent the receipt in. The guys came out at about 10 o’clock and they got it up and running. They turned it off, tested it on, turned it off, turned it back on a few times. I had someone come in and the house seemed okay. This is the second year with American Home Shield and I have not had good experience in the past. But this recent one was a very good experience.

    I've continued to use Home Shield for the fact that it's not that expensive and when I need stuff to get fixed, it gets fixed and fixed right. I've had a hot water heater replaced and I just got my dryer and microwave fixed. The dryer had a burnt-out motor and it was a lot less expensive than spending $700 or $800 on a new one. I've also had my garage door opener fixed at least twice. With the microwave, I had a broken handle and VP Appliance Repair came out. They took down the model and serial numbers and went and ordered the part because they didn't have it. They came back a little less than a week later and they had the part. It was one of those where it was cheaper to pay the $75 than it was to buy the exact same part on Amazon for 85. Then, two screws later, it was all fixed. They did a good job. They were here on time and they were professional.

    The only thing that I noticed with submitting claims online was when I did the microwave, they gave me a list of choices and then other. But then it didn't give me a chance to explain what other was. I could have given the model and serial numbers for the handle and told them it was a handle that was needed so that they could have had the part with them the first time versus having to make two appointments. It would be nice if they have an area where we can be a little more descriptive on the claim part. Other than that, everything else was quick and easy. I get text messages, notifications, and everything else so that all works real well. Somebody gets in contact with me within the day from me submitting the claim.

    I'm happy with Home Shield so far but I’d be happier if the price didn't keep going up. It started out at about 48 a month and now it's almost $60 a month. But for what I’ve used it for, furnace repairs, hot water heaters, and the whole nine yards, I'm glad I have it because I would have spent a lot more money getting them fixed any other way.

    My initial request for the claim was for the dishwasher and the washing machine. They replaced the washing machine because the parts were going to be too expensive. However, what they offered me to replace my washing machine was not even enough money for me to buy a new one. I do not like paying my money for insurance like that when they are going dictate to me on what they are going to give me versus what my money can buy. With the dishwasher, on the other hand, the same mechanic came out because the it was not mounted correctly. He mounted it right and after he did it, that was when I went to use it. I then learned that there was about a one-inch puddle of water left in the inside because it did not drain properly.

    So, when I noticed it did not drain, I called in and did a claim, letting them know that after the mechanic came out, that was the way the machine acted up. The tech from Calvary Appliance Repair said something about the drain line being clogged up and he fixed it. He was very professional and helpful. Since the repair, everything has been working well. However, I do not foresee myself having American Home Shield much long. I pay $50 a month for four years and all they are going to do is to offer me $400 on a washing machine. I do not pay that much on a washing machine. Also, when I call in for a claim, they do not get to us until a week and a half later.

    I was having problems with my dryer. The claim started off with me calling AHS and the contractor sent out to the house did what he could do. But it went beyond what AHS would pay for. The contractor was very nice and polite and I was very happy with him. He introduced who he was before entering and he had his little towels and his little thing for his shoes. He took pictures of the site before, showed it to me and told me what he had to repair. He went to work on it and then he showed me the after pictures. He fixed the dryer and then he found out that the issue was with the vent, whatever is going on underneath my house. He presented me with a card and told me to call the vent people, which I did. The vent people came out and repaired that. The tech was very professional with his job and I really liked him. I would recommend them.

    I've been with AHS for years and I've never had a problem. If anybody came out and they didn't satisfy me, AHS went as far as taking care of it and sending me to someone else or whatever the situation may be.     When we had no hot water getting to our shower, the person I talked with to file a claim was polite, understood what my needs were, and gave me the information I needed. I was told that the contractor would contact me within the next 24 hours. The contractor called me within 12 hours. I was given a window of time that he would arrive and when he got there, he told me that they normally call and let you know they’ll be at the house within 30 minutes. But I never got that call so I took off work at noon whereas he didn’t show up until 4 o’clock. Had I known, I would have been still should at work until 3:00. However, the service was right on the mark. He got to work right away. He was quick, efficient and knew what he was doing. He explained the shower knob's internal guts were not turning to let the hot water come in like it should. Since then, things have been awesome. My daughter said she has never had such a nice hot shower.

    I've heard good things about having a warranty and checked into it. It was like insurance for your house like you have for your car. I've been with AHS for about three years and having the policy is reassuring. The ease of being able to call in a work order and get service right away is a positive experience overall. I don’t worry who to call if something breaks down and how to know that you’re getting somebody who is not gonna rip you off.

    So far, I've had two claims with American Home Shield. One was great, one was not so great. I had a water leak and an issue with the sink when I turned on the dishwasher. The guy from Mr. Rooter Plumbing came out and he did a good job. He replaced the faucet. It was a little sideways, but everything from a functionality perspective has been fine. With my first claim this year, I had a really bad experience. It was delayed three weeks. The repair person did not submit the request to American Home Shield and sat on it for two weeks. And then each time I called, they said, “We’ll get back to you before the weekend.” And that went on for another week.

    I had AHS send someone out in the fall. The first guy said that it was just the metal bar inside and to give it a while. Essentially, the manufacturer left a part in. I thought, "Let me keep trying it.” Then I thought, "Is once a week really all that bad for it to be leaking?” I then thought that it was. At first, I kinda was trying just to live with it, but then I said that it was ridiculous. The issue kept happening, which was frustrating. Then I missed the window to have the service come back out so I had to pay again. The second guy was awesome and did a really good job. The repair was quick and he was far more thorough. He pulled the appliance out and looked through all the parts. I've had AHS for about four years and every time I've needed something, it has been really easy to set something up. Everything has been working, so I figured why switch?

    Submitting my claim for my microwave that completely stopped working was easy, and the technician that was sent out was very professional. He gave me a call before he arrived and showed up on time. He had to order a part and came back a week or 2 after. I was pleased with his services. Having coverage with American Home Shield, I could pay the fee and usually not have to worry about any additional cost.
