Before I was in a rental home, I was in a home I owned and had American Home Shield. I've been a customer of theirs for probably a total of seven years or more, and 2020 was when I got the latest policy. At the time I researched, they were among the top three home warranty companies when I first signed up with them. Now, they're not and they've got a lot of complaints. Last summer, I'm in Phoenix, Arizona and it was 108 degrees out. One of my air conditioners goes out in the main house and they could not find the right air conditioner that they wanted to replace my broken one with. Eight days later, I'm sitting in a 108-degree temperature, so instead of waiting longer, I went out and bought my own air conditioner for less money. I concluded that they’re a real scam.

A1 Appliance came for a simple washing machine repair and their tech fixed the problem. But in doing so, he created another problem. We didn’t realize it until after he left. I called American Home Shield and said, "You need to send this guy back out here to fix the problem he created." They wanted me to pay another $100 to open a new case, and I said no. I told them, "He's your guy. He caused the problem. You should send him out here and you should eat it." The tech also evidently told American Home Shield he did not want to come back here to fix the problem he created because he wasn't gonna get paid. That is the second problem that I had, which has caused me to drop the American Home Shield warranty.

I’ve had American Home Shield for 20 years. At one time, it was good to have.

When I got my washer fixed, there were a lot of issues with the people who did the repair. They didn't know how to fix my machine.

When my central AC went out, I don’t know what United Air Temp did to do a repair, I wasn't home -- but now everything's fine.

My biggest issue with AHS is that they collect the service fee before the work is done. I've had a couple of times where the work didn't get done and I had to give another service fee, which they eventually refunded.

The contractor came out to check my furnace and didn’t find anything wrong with it. He explained that maybe what it did was as it got to the temperature it was supposed to be at and shut down. But my concern was that the fan had been going on and on, and it wasn’t igniting. When he came, of course it ignited, but it still took a little while to get going. So, I wasn’t sure it was really fixed. But then later, I had turned it off and turned it back on. It started working like it should work. So it seems to be working okay now.

I put the claim in in the evening, and the next morning, American Home Shield called. The contractor got here at about 8:15 that morning. I was very happy about that because usually, when I call AHS, it takes hours and they usually come at the very last hour. But this was the opposite where he came at the first hour. But I noticed online they have a B rating versus similar businesses, and that doesn’t make me happy because what that means is they’re not resolving complaints fast enough. My biggest problem with them is it’s very hard to speak with a customer service person. It’s almost impossible which is probably another reason why they’re getting a B rating.

I got poor service for an electric claim I had recently. The repairman from AT Electric was horrible. He tore up more stuff than what’s already wrong and water just came out of the washing machine. He also used a part on the machine without even asking. He didn’t know what it was for or who it belonged to. That’s not okay because my family is serious about that Electrolux stuff. They love it.

This guy left cursing us out. I went to the electric company and they didn’t do anything. Everyone kept telling me they will have a field supervisor call me back but they never did. It’s just a mess.

I’m really angry and I feel like I was not protected as the customer at all. It’s been a nightmare service and I don’t wanna renew again. I have lots of friends who recommended AHS to me but I want them to know what the experience was if we can’t get it right.

Anders Air Conditioning came out and replaced my outside and upstairs unit. When they initially came out, I paid my deductible to American Home Shield, and they replaced the fan along with the motor, thinking that was the problem. But once he got upstairs, he noticed that there was a lot more going on with that 19-year-old unit.

They were able to diagnose the issue and said that I needed a new unit. They gave me a price. I don’t think American Home Shield covered it under normal warranty or normal wear and tear, but they gave me a really good price. Almost half of what it would normally have cost me. I’m very pleased with the contractors. They were very responsive. Everything was a really good deal.

I have been with American Home Shield for nine years. There was a point where I switched over to another company, and I didn’t have the best experiences. So, I went back to American Home Shield. I don’t know if they’re any more expensive. I noticed the rates go up every year, but it’s fairly reasonable considering the peace of mind it gives.

They called me within 24 hours, but we're going on three and a half months now, and my refrigerator is still broken. They've tried to fix it, and they sent somebody out here about five times. Three times they had the parts, and this last time nobody showed up to the scheduled appointment, so they moved my appointment. However, there wasn't another available appointment until a month later, so I just cancelled the appointment. I'm going to buy my own refrigerator and cancel American Home Shield.

I’ve been with AHS since 2021 after I bought my house. My experience with Polished was terrible. They came out in January. They were assigned to my broken dishwasher. At first, they said it just needed one part that doesn’t usually fail, but this part failed. They told me they’d order it and everything would be fine.

They came back two weeks later and installed the part, but it still didn't work. Then they said it needed another part. Two weeks later, they came back, and still weren't fixed.” They told me it looked like an electrical issue and I needed to get an electrician.

Three weeks later, I got an electrician. The electricians said there was absolutely no electrical issue. He showed me the wattage coming from the outlet and said it was clearly a dishwasher problem. So I ended up wasting time and money calling an electrician.

I called them back, and they had to reopen the claim because they said it was completed. Then they said it needed a new panel that needed to be programmed. They ordered the part, but when it came. They said the company hadn’t programmed it properly and had to order another one. Two weeks later, the part came but still doesn't work. Then they said they’d have to order another part.

We're into May now. And I was thinking, what’s going on with this dishwasher? If it can't be fixable, can we say that it needs to be replaced? Because this has been five months now. My house was supposed to be an Airbnb, and there was still no dishwasher.

I called Polished and said “This is ridiculous. You’ve been out here eight times.told me about all these parts. What's going on?” They said, “You need to call American Home Shield. It's not our problem.”

I called AHS and asked if they could replace the dishwasher. It’s about $500. They said no, they needed Polished to send a final report. I begged them not to send Polish again because they don't know what they're doing. I felt they were dragging things out and wasting time, but they said they had to.

Polished didn’t come back, but they sent us a report anyway. They acted like they did come back. claiming there was “pest damage.” Then American Home Shield called me and said, “There’s pest damage, we can’t repair or replace your dishwasher.” This is the first time I've heard about this.

I said, "This is the first time I’m hearing of this, and no one ever came back.” They said they get a second opinion. But if that opinion also says that there's pest damage, you have to pay for the service fee.” I was thinking, “What if there really isn’t pest damage and they’re just stringing you along to get more money?” I really don’t know.

Then another company, Apex came out. They said, there's no new parts in this dishwasher. The technician saw evidence that Polished had never installed anything. Many things are wrong and need to be fixed. I don't even know what they did this the whole time. He said that there is evidence of pest damage.

Why didn't they say that back in January if there was pest damage? I could have a new dishwasher then. He said he didn’t know. He said, "I'll be really thorough in my report that they tinkered around with this thing and literally did nothing for you for five months.” I said “Okay. But I know that as soon as American Home Shield sees pest damage, I won’t be compensated. I've just essentially been dragged along for five months now.”

I got the call and email saying, "You're not covered, this isn't covered under American Home Shield.” I talked to the escalation department. I understand that pests don't qualify as repair damage. But the fact is you guys hired this company to come out that wasted five months of my time and your money, tinkering around, and then sent us a report out at the very end without even coming back to the house, saying that there was pest damage when they hadn't mentioned that one time.

I've been screwed as a customer. I've been paying American Home Shield this whole time. I paid the service call. They refunded me the service call. But I'm a single mom and full-time nurse, trying to get this rental going.

I had to go to Lowes yesterday, finally to buy a new dishwasher with my own money, even though I'm paying for this warranty. And now, I'm having to pay someone to install it real quick before I have renters tomorrow.

It would’ve been better if in January, I could have had an honest company say, "There's pest damage. You're just gonna have to buy a new one.” Then I would have paid the money back in January and avoided all this stress. But I feel like this whole thing made it worse for me, if that makes sense.

I've had two okay experiences because the companies they sent out locally were good companies. My AC and my furnace got fixed. Then they hired this terrible company to come back out. And American Home Shield wasn't very responsive to the situation.

You're always talking to someone different. Most of the time, most of the time there’s a language barrier. It never feels like you’re going to get real help.

It's nice to have the $125 refunded. But five months of stress and making appointments and juggling all this, it feels like they should have said, “We totally dropped the ball. Here's a new dishwasher. Thank you for being a customer.” And that didn't happen.

    Good afternoon, Katy,

I do apologize AHS did not meet your expectations. I see the first work order was placed January 26, 2025, and a repair was completed. AHS did not hear from you again until March 21, 2025, so the repair must have worked initially. More repairs were done. AHS did not hear from you again until April 28, 2025. Again, the repair must have worked initially. On April 28, 2025 and on April 29, 2025, two different vendors found a new diagnosis, causing the unit not to work. As you mentioned, that diagnosis was pest damage, and that is not covered by American Home Shield. It is likely the repairs done by American Home Shield were good repairs, but were undermined by the pests, that the techs later became aware of. I am so sorry that happened.

We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide!

In terms of the co-pays for each claim or visit, American Home Shield’s pricing seems reasonable. I had no issues setting it up online, and over the phone was fine – I had no complaints.

Advanced Appliance Services did a regular seasonal inspection of the air-conditioning. When they found one part was underperforming, they recommended changing that, and went ahead and did that while they were still on the premises.

There were two things he found – one was a recommendation and the other a stronger recommendation – and American Home Shield covered the one that he thought was more urgent.

I got email reminders, and it’s our first summer in this place since we bought it in October 2024, so we went ahead and took the recommendation. For this most recent experience, I have no complaints.

We had a previous one in the fall, where the shortcoming was that we were not actually contacted about the claim being denied. It was a long wait before we realized nothing was going to be done about the fridge.

I thought having the warranty meant any time we had an issue, somebody would come out to help us. The Alliance Repair person came, took a look at the appliances, made wrong evaluations, and ordered parts. Maybe he just wanted to make more money. When I called American Home Shield, I was told that they were pre-existing conditions, so we just had the refrigerator and dishwasher fixed on our own, and they are both working now. So, I paid the repair person $100 to do nothing, and I'm paying American Home Shield $30 every month, but I’m not getting any service. We had an issue with the bathroom. The toilet would run here and there every couple of minutes. The shower was also not draining very well. I put in a ticket that the toilet was constantly running and that was all we really wanted done. On American Home Shield's website, they give you a couple of boxes to check as far as leaks or running.

A plumber came out really quickly and that was great. He started before I got home from work. He was snaking the toilet and looking for any plugs. I was outside doing some yard work and the snake was actually coming out through the pipe that comes out for air. The plumber thought he was getting some kind of blockage out but he was really hitting the top of my roof. I went in there and said, “Did you know your tool’s coming out through my roof? I don't think you're doing any good with the pipes and stuff.” He says, “No way. That's not possible.” I said, “Yeah. Come on. Look.” I came out and showed him.

He said this meant I had a whole different set of problems. There were some things that were supposed to be pointed a certain way so that the flow of water would drain correctly. He basically told me that he could not go into the house because that box was not checked on my ticket with American Home Shield and the insurance was very specific as to what he could work on. He could not work on anything other than the running toilet. He told me that next time, I had to be very vague as far as my description.

Nothing got fixed. I made another ticket the next day which included the entirety of the pipes and basically everything because we didn't know what was wrong. I said, “Make sure this person is ready to crawl under the house and see what is going on under the pipes. ‘Cause this guy snaked it, and it came out the roof. So, that should not happen.”

A second guy came out and he did great. A new flap on the inside of the toilet was installed to see if that would fix the running water. He crawled under the house and he said everything looked fine. He ended up snaking it and it did not come out of the roof. It was plugged. He figured out that when the shower is ran, the shower would suck up water from the toilet bowl and cause it to go down because it was plugged in some certain way. That was why it was filling up. It was all because of the plug in the system.

The second guy did the dye thing to see where the water was going. Everything ended up being fixed. But a couple of hours later, it started running again. This time I called. American Home Shield charges me 125 bucks every time a person comes out. I said, “I don't wanna pay 125 bucks this second time ‘cause the problem still hasn't been fixed.” They gave me the runaround. Because it was a new ticket, I had to pay every time. They said if it was the same ticket and it was not fixed, technicians could come out and that would not be problem. I wouldn’t have to pay for it. But I couldn't get through to them that if the first guy had just done his job right the first time, the problem would have been fixed.

I was told, “Because the first guy put in a new flap, then he actually did work.” I would have to pay for that. I said, “Yeah, but he left. And the problem still existed. And if he had just done his job the first time, I wouldn't have had to make a new ticket ‘cause there was no reason to crawl under the house or all this stuff. I shouldn't have had to check all these boxes just for a new ticket.” It was hard to understand that I would have to pay $125.

The first guy who came out actually came out again a third time. We had already talked to the contractor, Sundance, and American Home Shield. I ended up fixing the toilet before the guy came out. The running part was really easy to fix after the guy cleared the blockage. We sent him away and told him that it was fixed and he didn’t need to be there.

I know American Home Shield is just doing their job and they probably have a list of guidelines. The rep I spoke with did go and talk to her manager and see if she could reimburse me. She was only doing what she could. She was nice enough and professional. Because there were two separate tickets, I got charged twice even though it was the same existing problem. It's hard because not every person knows to say, “Hey, come check out my whole toilet system, every pipe in the house.” Most people don't know what the specific problem is. That's what the technicians are supposed to come out and find. If you don't check the right box the first time, they can't do anything.

American Home Shield’s whole plan is great as what I pay and the $125 for technicians to come out and fix it. But the way that they go about it is not very efficient. We've dealt with them before. We had a stove break down. It's a single plug-in appliance, so there's a box that says “Stove.” That claim was great. A technician came out and he put a new element in. The problem was solved. That was one of the easier things. But when it comes to plumbing, the shower, plumbing, sink are all connected. That part of it was very stressful.

My refrigerator was not cooling, and everything in it had melted. I called American Home Shield, but the technicians couldn't come out until Friday afternoon. I had left my refrigerator unplugged and open because I didn't want to start having molds in there. The tech came out, plugged it back in and said that it was working. He sat there for a little bit and confirmed that it was working and would take a while to cool off.

I waited for the weekend to see if it would cool down and the freezer would start working as well, but it did not. It was not working. I called Amtec the first thing Monday morning, and told them. The earliest appointment they had was Thursday, but of course, I worked my schedule around them the following week, and the only other times they had available were later in the week, and one being on a Friday afternoon again. The same guy came out and said it was something with the timer. He replaced it at that point and fixed it.

I was frustrated that they didn't fix it the first time, so I had to call again and wait another entire week. They told American Home Shield that we rescheduled the appointment which was not the case. They came on the appointment but didn't accomplish anything. To me, that was not good service. Thankfully, that was not my primary refrigerator, but it is just as important to me. I store a lot of food there because we are a big family and I need two refrigerators.

Overall, it's been good and I recommended American Home Shield to other neighbors, especially since our homes are a little bit on the older side and things are more apt to break. I was just very disappointed in the company that they contracted with and that came out.

I work in real estate. And I’ve had Fidelity for about four years, and I wasn’t pleased with their service. So, I did some research, and that was why I changed my home warranty. I have an older house, so it was important that I had a home warranty on it for me.

South Placer Heating and Air came out to tune-up an air conditioner. I do that service every year for a pre-season check. When I made the appointment, they called and they made the appointment with me. I told them what day would be best, and they made it for that day. The guy called when he was 13 minutes away, and then he texted when he was here. He was here for 40 minutes, and he was very pleasant and polite, and I felt comfortable in the house with him. I was happy with the tech and American Home Shield.

The technicians have done a very nice job for what I've needed them for. The contractors are very professional. They answered all my questions. They were able to fix what I needed fixed. It was good. My main concern is that what they offer is limited. Now, I have condensation in my windows. They don't cover that, so things like that. The actual service of American Home Shield is fine, except it's narrowed.

I had an air conditioning issue and Brown Air Conditioning came out. He went upstairs, took a look, and gave me the list of what I needed. The estimate of the repairs is around $4,000. I decided to get a second opinion.

I got a second opinion. I wanted that for myself. It had nothing to do with American Home Shield. The diagnosis was basically the same. I asked how much American Home Shield would cover out of the $4,000 repair. They said around $500. I was shocked. Out of $4,000 repair, they only cover $500.

I’m starting to feel like, with the low cash-in-lieu payouts that you have, it makes more sense to get separate warranties through the three big things that I have and get rid of AHS. Because of that cash in lieu option, there's no way I should be paying nearly $100 a month just to get $500 back on a $4,000 repair. You do the math.

As for Brown themselves, they're a regular, generic company. You could have picked any generic company to perform the services. It’s not that they did anything wrong. They just came, and they didn’t go above and beyond.

When I use American Home Shield, it almost always takes a couple of days or a couple of trips to fix the issue. When your place is warming up and you need your air conditioner working, it’s never fast enough.
The technician they sent out was good, but I don’t think they would cough up the money to replace the system even though their entire advertisement campaign is based on, “If we can’t fix it, we’ll replace it.”

I wish that would have been the case, but throwing anywhere between $800 and $1,000 toward getting the condenser fixed on a seven-year-old air conditioner didn’t seem like a good idea. I would have rather put that $1,000 toward a new unit, and that’s what I eventually ended up doing. I actually wonder why I haven’t terminated the $75 per month that I’m paying them.

When my washing machine drained, water was coming back into my house and wetting the carpet. I called American Home Shield to have them check if there was a busted pipe from the cold weather we had, but it turned out to be the backup. Before the plumber arrived, I stood in my washroom and watched my washing machine cycles to see what was happening.

When the plumber first came out, Trophy Plumbing gave me three different arrival times throughout the day. First it was between 10:00 and 12:00. Then I called them because I hadn't seen anyone. Then they gave me a 1:00 and a 2:00, and still, they didn’t arrive. Finally, they told me the plumber will be here between 2:00 and 3:00. They tied my whole day up for one thing.

When he arrived, I told him that the issue could be in my washing machine, but he went out of the wash area. I don't know if he ever dealt with washing machines or not, but he took the cover off. I told him that the drain to it was on the other side of that wall, but they nailed the sheetrock so one can undo it to see if there's a blockage where the drainage was. He looked at the dig-out where one can watch the water flow through to see if there's a blockage. He said that the only thing that was coming through was just my stool. I told him I heard some gurgling in my tub and I would run the sink in the bathroom. He never ran the water in my tub, nor sink, nor kitchen.

He told me that my bathroom, kitchen, and wash area were not connected, and some piping was missing. He took some pictures. That couldn't be true because everything pertaining to this house, like the electrical and plumbing, had to be approved by the city of Oklahoma City. The City is the one who laid everything under there when my main pipeline collapsed and had to be fixed by them. What he said didn’t make sense. I've been here for over a year and a half. The smell wouldn't even let me be in here.

Before leaving, he said that the issue was serious, and that I would hear from someone first thing in the morning. It went on for a whole week, and I still didn’t hear anything from anybody.

One day, I got an invoice for $1,375 in my email. The next day, I got another one for $9,300. They said I needed all the plumbing redone underneath. So, I called another plumber out. The only thing that was wrong was the tubing was pinched and the water was back-flowing. The plumber from Trophy never looked at that. It's fixed now, and I have no problem with anything.

I was very unsatisfied with the communication from American Home Shield and from the contractor. They told me how serious it is, they never got back, and then they came up with these outrageous invoices. But, everything is new in this house. I am canceling my subscription with American Home Shield. I paid them, but no one from there even got in contact with me. Trophy says that American Home Shield denied the claim, but American Home Shield told me that they were reviewing the claim. It was weird.

My recent experience with American Home Shield was better than past experiences. I had filed a request recently, but they didn’t have any plumbers available, which was my main complaint. I was even thinking about canceling because it’s crazy not to have plumbers in my area. This time, when I called, they found a couple of plumbers in the Toledo area, but that was months ago.

What happened was it caused damage. I’m still upset because I had to get my walls cut open. When I first called, it had just started, and they acted like it wasn’t an emergency. It was winter, and leaks in your walls are an emergency. The leak ended up damaging my entire ceiling that goes into the bathroom downstairs, so now I have drywall and other repairs to deal with. But when I called to cancel, they said, “We now have plumbers in Toledo and will send them out at no charge.”

In the future, they should have people or at least contractors in the areas they are servicing. That was my main point. The plan started out affordable at $50 a month, but over six or seven years, it’s doubled. I’ve had a couple of claims, but not many. I understand that’s their business, but the other companies I’ve looked at are much less expensive.

With prices increasing and more things I have to deal with, not to mention the repairs I’ll need, which are really avoidable, that’s my current problem. I’m trying to decide whether I want to stay with them or not.

I filed a claim for my AC and paid the $125 fee. I called American Home Shield to ask about the claim process. They told me that after the technician comes out, it would take two days for them to send the report back. It ended up taking a week and a half of me constantly calling the warranty and the technician’s place.

The contractor wouldn’t send the report over. No one would actually speak to me or get back to me. American Home Shield gave me the same scripted response. It was something that they had to say but never actually helped or made any difference.

Then I finally spoke with a supervisor from the technician’s place. They sent the report over to American Home Shield, but at the time, a week and a half had already gone by. The warranty ended up denying my claim anyway, so I asked for a refund of the $125 fee I initially paid.

It was an incredible waste of my time. It was the coil that needed to be replaced. On my benefits breakdown, it says that’s something they would replace and cover, and the technician also told us it was approved.

I was really shocked because it was just a coil. It needed to be replaced because it was worn out. The technician kept texting and calling us, saying it was approved and that they were ordering the part. Then come to find out, the claim was denied and no part was being ordered.

I didn’t even waste my time calling the warranty, because when you call in, they’re just reading a script. They don’t care. I tried talking to someone last week from American Home Shield. The girl didn’t wanna hear it and put me back in the queue to wait on hold again.

They said that Fast Response lied on the analysis of my build, and that they made it where American Home Shield would not repair my build. In reality, it had a leak. The other company fixed the leak and that was it. They put it in writing too, because I'm gonna file with the Better Business Bureau and also with the state attorney general on both American Home Shield and Fast Response on Monday. They are not reputable companies.

American Home Shield doesn't keep their word. They just want the monthly fee and the $125 service fee, and then they look for ways to get out of fixing your items. This is why I quit using them 15 years ago. I'm retired and I thought that I'll just put a home warranty and maybe I'll get lucky. But my brother and my neighbors who had American Home Shield warned me that it was going to be like this. Also, the support is overseas, and I can't talk to anybody in the United States. It’s hard to understand anything they're saying, but it’s not these people’s fault. When I asked to speak to managers and supervisors, I didn't get the opportunity to speak to them. They said that they don't have the ability to transfer me stateside.

Joy Plumbing took care of the sink less than a week ago, but it got worse. It was not leaking when they came out, but now it's leaking. It's poor service, and that's the second time that’s happened when they came out here.

When they did my dryer a year or two ago, they fixed everything with no problem. But when it comes to the plumbing, they're not good, I'm sorry. I don't know what's going on with that company, but to me, they're not legit. I don't want them to come back. Now I have to call another plumber and pay for it out of my pocket. I had the same issue before, and I couldn't get anybody to come out here to do it.

American Home Shield had sent me something about the spurts, and I told them I was unsatisfied with it, but other than that I haven't reached out to them. I haven't called back because I'm working 12 hours. I have to take time to be home to do it.

I don't know exactly how the insurance works. They tell me one thing and then tell me another one. Right now, I'm thinking about canceling the insurance, period. I have been with them for two or three years.

HORRIBLE company! We sold a house in October, 2024 & purchased a one-year AHS home warranty for the new owner. I paid the whole annual premium. After closing on the house, I called & asked them to remove my credit card info from their records. Now, 6 months later, they charged my card $125. I called them, & they refuse to correct their error. They will not refund my money. In fact, the Escalation Dept said I'd have to contact the Buyer & get my money from her. SERIOUSLY? Their mistake, but I have to be the one to correct it?? I HATE THIS COMPANY! Please don't waste your money. They're thieves.

My water heater started leaking. The technicians sent out by American Home Shield were professional. They had to wait for an approval from American Home Shield which took four days. On the paper that the technician left us, he wrote, “Replace the hot water heater.” To my surprise, American Home Shield gave me an out-of-pocket cost of $1,040. They told me before all I had to pay was the service fee for $125 for them coming out. Then they started coming up with a whole bunch of other stuff that needs to be done, and they couldn't explain anything about the extra cost.

I kept telling them no. They weren't listening to me. As soon as I put my husband on the phone, the whole dynamics changed. My husband ended up getting cash in lieu. But they were paying Infinity $600 for the hot water heater. They gave us $492. The water heater cost me almost $700. That's not included with the expansion tank and all of that. My husband had to add to that.

The wholesale lady where we bought the hot water heater said that she has been a plumber for over 10 years, and the reason why they were charging me all this extra is because these companies need to bring their services up to code. Otherwise, they will get fined, if anything happens. She convinced me to get the expansion tank, because if that hot water heater blows, it'll stop it from doing something. She also told us about the other costs. If the man from Infinity explained everything from the very beginning, instead of calling us later after they talked to American Home, we wouldn't have this misunderstanding.

I informed American Home Shield that we had already bought the hot water heater, and that we had to pay extra out of our pocket just for a water heater, which didn’t include the expansion tank. She replied that they can just charge us $300 and we take all that stuff back." It took my husband three days to fix it correctly.

I have been giving American Home Shield money over the last two years. But I have never called them for any replacement of my stove and my refrigerator. I never called them. This claim was my first time with them. From this experience, I really and truly wanna cancel my warranty. I swear to God I do. My husband keeps telling me to give them another chance. Right now, it’s time to sue them. I don't have anything really good to say about my experience with American Home Shield.

I’ve had American Home Shield for about four years since I moved into my house, and never had issues with them until recently. My evaporator coil went out, and Air City & Heating came out to look at it. They told that they no longer made coolant for my unit, and because my unit had been running low on coolant, eventually the compressor would go out. They said it would cost about $1,900 to replace the evaporator coil, and within a couple of months, the unit would go out, which could cost another $2,000 to $3,000. They suggested it would be cheaper to just get a new unit for $8,000. They also said finding the coolant and parts could take another two weeks. I thought that if everything was going fail anyway, it was probably cheaper to just get a new unit.

However, my cousin’s AC technician told me that my evaporator coil should be under warranty since I had registered it when I bought the house. I checked my paperwork for Lennox and saw that my coil was under warranty. I called Air City and told them not to bring a new unit and that I wanted to use my warranty. The guy who had tried to sell me the new unit called back and said I would have to pay a 20% restocking fee. I told them I shouldn’t pay for an air conditioner that wasn’t even delivered. I hung up and began calling around trying to see how I could get my coil replaced.

Air City later called back and said they couldn’t find the coil because they didn’t make it anymore, and if they found one, it would have to be refurbished. I called them again to tell them to just bring the new unit, thinking that nothing was working and that they didn’t have it anymore. Meanwhile, I called both Lennox stores in Houston and found that they had the coil and could get it. I called Air City back to tell them where the coil was available, but they insisted that wasn’t what they were told. They still tried to sell me a new air conditioner, so I put that on hold and had Abacus come out instead.

After that, I contacted American Home Shield because I didn’t want Air City back in my home. I was told that since Air City had started the process, they had to complete it. I explained that I just didn’t want them back, but they told me that in order for them to come back, I would have to pay the 100 something dollars service fee again. They also told me I could take the cash out plan of $5,000, which I thought meant I could submit a receipt for anything under $5,000 and be reimbursed. Only after speaking to someone else did I finally understand how it actually worked.

If I had known, I would have just paid the 100 and something dollars again and avoided being out $1,600. I ended up paying $3,000 to get the coil fixed, when I could have avoided most of that cost if somebody explained the process to me. The representative in the cash payout department eventually clarified that I couldn’t get my money back. They gave me $1,400, but I was still out $1,600.

Despite all this, I’m extremely satisfied with American Home Shield because of the service I received from the representative in the payout department. I think more training is needed for other representatives so they can give customers full explanations of how it works.

I had PJ Appliance come out as the second vendor because the first one said the washing machine was bad but never submitted a report to the warranty. PJ Appliance was good. The technician was thorough, took the machine apart, explained everything to me, and then wrapped it up. He couldn’t fix it, so now I’m waiting for the replacement.

This claim started back on March 6th, and I’ve been getting the runaround the whole time. They say they’ll call the next day, but they don’t, so I end up calling myself. I’m not too thrilled with American Home Shield, to be honest.

The managers should be accessible. By the time I kept calling, I was already into the next month of waiting for this washing machine to get fixed. I wanted to speak to a manager, but the representatives wouldn’t connect me or give me a manager’s phone number. The claim went to the escalation department, and they did okay, but they still could have been better.

The first technician from American Air told me that if I send him money, he can make the paperwork say what you need to say. Then he started talking about his own air conditioning side business and that he could get us a great deal if we just bought a new unit from him. This was all part of the reason why we requested a second opinion. So, the second tech came out and seemed like he was doing a fantastic job. I didn't have any personal problems with him, but he blatantly disregarded a leak that was in there that the next company found very simply. The second technician was from the same company and he was a lead technician. He had great customer service, but poor execution. Then CamAire came out and the guy just laid it all out, and we were able to make an easy, informed decision.

We were in the middle of a home sale when all this was happening. I had American Home Shield for maybe seven years, and the only issue is no matter how much feedback you give about the company that they're using, they don't take it. They'll just keep sending the people out regardless of what you say.

Our recent service with American Home Shield went well. My only complaint was that I was told the technician would be here between 8:00 and 12:00, and I asked if they could put me on the earlier side of the schedule. He texted me, but I was fast asleep and didn’t hear a text. At 7:20, my bell rang—that is my only complaint, that they did not communicate it well. For my claim, the problem turned out to be something leaning against my washing machine, so it wasn’t a complicated job. The technician was nice, pleasant enough, but he just didn’t talk very much.

We've been with American Home Shield for a lot of years, and I have no complaints. I know getting into it that there are shortfalls. I know that in the summer you're going to wait for air conditioning service. I know that it's not perfect and they’re not going to just replace anything until they’ve checked it out. We’ve stayed with AHS a long time because we're happy with them. My favorite company that they use is the Jones people. They are the best, honest, excellent, and know what they're doing.

I just cancelled my coverage with American Home Shield and I'm looking for another home warranty supplier. Two years ago, my air conditioner failed and they said that it could not be repaired and had to be replaced. I decided to take a payout, but they didn't give me enough money to replace it. They had a single vendor with a price that was above the amount that they would pay. Plus, they wanted me to break concrete around my swimming pool in order to put a new air conditioner in. The payout was about $1,200, but the new unit was $5,000. I got my own vendor to supply that service and they didn't have to break concrete. Recently, a wall unit air conditioner failed in my garage. They insist that it's a window unit, and those are not covered. It's about $500 to replace it, but I still think it can be repaired if I find my own service technician. The compressor and all works fine, but the fan doesn't blow.

My dryer wasn’t drying my clothes. It took a day or two and about 10 cycles just to get one load dry. The first technician who came out stopped responding after she ordered the parts.

The second technician from a different company came out. He ran the dryer for 15 to 30 seconds, said there was no problem, and left. They told me American Home Shield won’t cover anything if it’s still producing heat, no matter how low the heat is.

The technician didn’t check anything. He didn’t take anything apart to see if the parts were working properly or going out. I asked him about the heating element that the first technician said was going bad, but he didn’t even check it. He said that because I turned the dryer on and it produced heat, there was nothing more to do.

American Home Shield has used that first contractor a few times. They do a thorough job. Sometimes they’ve taken things apart and asked us to dry things while they check everything out. They’re really good.

The second contractor seemed like a rush job because American Home Shield probably reached out to them last minute, just trying to find a replacement company. The customer service could have been better, and the technician could have been more thorough.

They’re coming back out because we’re still having the same issue. It’s definitely affecting my light bill, since I’m constantly running the dryer for two days just to get a small load completely dry.

When the first company stopped responding, my claim was escalated to a supervisor, and she’s checked in weekly. A technician was supposed to come Friday, but they texted last minute that they were on the way, even though I’d already said I’d be at work. It feels like they do what’s convenient for them and not what we agreed on.

The American Home Shield supervisor reached out to the company because there’s nothing in our contract saying that low heat means there’s no issue with the dryer. So, she was confused about that too.

She told me the technicians are sent out to resolve issues before they turn into something major, especially with summer coming. Running the dryer already makes the house hot, and having to run it all day or go to the laundromat and spend $40 to $50 is getting out of line.

This is the first issue we’ve ever had with the companies they send out. We’ve had American Home Shield for a long time, and we’ve never had a poor experience with their contractors. They’re definitely working to get this resolved. I have no issues with American Home Shield. They’ve been great overall.

I also noticed I could do other little tidy-up things. My toilets needed to be fixed because the front was running and the back was leaning. Then, in that front bathroom, the handles and faucets were stripped. I tried to get that together. I just had the contractor look at them as well.

The contractor did a great job. He explained everything and tried to get it fixed as best as he could. The garbage disposal is back working, and the toilet is not running. It’s working better now. He was very good and nice. If I have to deal with that plumbing company again, I want the same person.

That was the only real big thing, but most of the contractors are good.

I’ve been extremely satisfied with everything else because I’ve gotten the hot water heater fixed and they redid my AC, so I can’t really complain. The price keeps going up, but the service is quick, they come right out. The longest I’ve waited for a technician to come was two days.

I’ve had an American Home Shield for 20 years now, and I like them. I’ve actually recommended people to get them.

I’ve used Alliance Overhead Garage Doors through American Home Shield several times across multiple properties. They replaced the spring and did basic servicing on the garage door. I’ve had them out to numerous other properties, and I’ve never had an issue. He’s actually one of the better garage door repair guys we have on the island, he often goes above and beyond. We had a broken remote, and he gave us a new one.

He’s very easy to work with, punctual, and shows up when he says he will. He can be a little abrupt when he’s busy, but over the years, he’s worked out fine. I manage 20 properties, and he’s handled all the ones that have garage doors.

American Home Shield can be a thorn in the side, but honestly, they’re the best option we have here. They can be difficult to deal with.

It feels like there have been too many changes over the years. I don’t know if it’s new ownership or what, but they’ve changed policies without really communicating it. You’ll call about something and suddenly hear that they changed that, or they don’t cover that. And now they don’t offer coverage in Hawaii unless you already have an existing policy, it’s like holding a golden ticket you don’t want to let it go.

They do pay for the service, and while you’re paying for the warranty, most of the vendors they contract with are good. I’ve had a couple of issues here and there, but in general I’d say about 90% of them are really reliable. You get a bad egg that makes you want to throw them to the curb.

You can still call them to make changes, but I used to be able to handle everything online, and that’s no longer an option. Since they updated their software, the interface has been glitchy. There have been a lot of issues with the system and the changes they’ve made. That’s probably my biggest problem with American Home Shield.

Over the years, I’ve worked with the same reliable plumber every time. If he’s not on the assigned list, I don’t proceed with the ticket until I can select him. I’ll call and ask him to release himself so I can choose him, to check his availability. If he’s not available, I’ll wait until he is. Sometimes he’ll call me at 7:30 in the morning and say that he’s available. I’ll submit the work order right away.

He’s been my plumber for 10 years and has worked on all my properties, so I’ve been able to keep him. As far as plumbers go, he’s like gold. The only issue I’ve ever had is that sometimes he’s just too busy.

The price is fair. It’s valuable and worth it to me. I’d rather pay $600 a year, even if I don’t use it, because all it takes is one major repair to make that $600 worthwhile. Honestly, I’m not sure how they make money. I assume they must have a lot of homes that don’t need repairs.

When we moved into this house, our inspector did not pull the top rack out of the dishwasher. The top rack fell apart and literally came out of the thing, so we submitted a claim. Then our microwave turntable wasn’t working, so we had both issues handled at the same time.

I’m okay with the people from W Home Repair who came out, except for the fact that it was hard to get ahold of them sometimes. Like the guy came out on a weekday and then over the weekend, The stove stopped working after he supposedly fixed it. And the guy who the business was with, you couldn’t get through on the weekend.

There was no way to leave a message. There was no way to do anything, even on a Saturday morning. And I had to wait till after 9 o’clock on a Monday. That part was frustrating. But, otherwise, the repairman was very nice. It turned out that there were two things that could be wrong. So, they fixed the first thing, but that didn’t do it. So, then he did the second thing, and then that took care of it.

I am old and the thing I do not like sometimes is that when I call, I get a language barrier and it’s not easy to do the automatic one. Like a while back, I had to do something with my attic fan, and they just could not understand what I was talking about. Still, I’ve been with the American Home Shield since 2014, and I’ve been very happy. The last time I had to take care of this, it was taken care of very quickly and nicely. And another time before that, there was a little bit of a hiccup and it was taken care of very well.

Our AC system needed some professional attention. The initial request that was submitted was online. It was easy and self-explanatory. Mason Mechanical came out. The tech fixed one issue and I thought that would remedy the problem. But it did not. I called Mason Mechanical and I was instructed to call American Home Shield for a recall. Mason Mechanical came back out yesterday to assess our system.

The system is the original system from when the house was built. Our house is 23 years old. It is time to change the system out and I need an upgrade. American Home Shield will help with that. It is a value and an asset to have some sort of home warranty plan. American Home Shield has definitely helped us in the past with appliance breakdown and wear and tear. It's worth the investment just to have that extra bit of security and coverage.

The price of American Home Shield has increased since our initial signup. Anyone who has a service contract would not feel that they're getting the best price as far as the increases. But I understand everything in this economy is increasing price-wise. I'm not too unhappy with it. I would recommend American Home Shield.

I’ve been with AHS since October. The experience was good. However, my warranty doesn’t cover anything. My experience is more terrible, my HVAC won’t be covered. I didn't know that I didn't have the best policy. I only had the gold plan. My out-of-pocket is going to be around $3,300. That's a whole lot of money. I can't afford it even with a warranty. That experience is bad for me.

The total cost was going to be $3,600 for the part and installation since the whole unit needs to be replaced. Then they would only cover $508, which is really nothing. At this point, when you're under the assumption when you buy a home warranty, you often assume certain things will be covered, but that’s not the case.

American Home Shield serves a purpose, but you really have to be your own watchdog. I’ve had them for almost 10 years, since it started, and I actually have them on both houses I own. If they ever send someone out you don’t like, you just have to send them away and call the next guy, because the people they send aren't always top drawer.

For example, Economy Comfort just worked on my dishwasher. It took a long time for them to come out, and then a long time for them to come back again. When they came back, they were only here for 15 minutes and then they were gone. It works now, but you just wait a long time for it to finally get done. I probably could have figured it out myself, but I didn't have to.

Still, we’ve had coverage on everything for a long time and some of our claims have turned out really well. Back in Tennessee, they replaced the entire HVAC unit, which was a big deal. When we sold that home, the warranty went with it and the people were really happy. So, overall, it has worked out.

It took Crystal Air three days to come back with an appointment, which I was interested by. They were a little slow. But it all got fixed. The guy came out and was very nice but a little dicey. He hung the fuse and it took the machine a while to reset. At first, he thought this was more specialized because it's a heat pump and it's way up in the mountains. Then all of a sudden, he goes, "Wait a second. I hear it coming." Sure enough, it fired up and was blowing cold air, so I was happy. When I turn on the air, it comes on now.

I'm not a big fan of home warranties. I told the owner before not to bother. If I have a bad disposal, that would cost me $70 and 15 minutes of time. But I would have paid $100 to get someone from the home warranty out here to do it. These guys get us paying at the front and then again at the front. Unless it's something seriously major, it's really not worth the money. More than likely, it would have cost me $100 to call Crystal Air myself. I don't think they're worth the money.

We had another claim with another company for the cooktop and the hood fan, and we're still having a problem with that. The guy was rude to the people in the house and kept saying there wasn’t a problem. I told him the manufacturer said that there's a problem and we had to replace it and he wasn’t listening. I told American Home Shield that this guy was a problem and we’re still waiting on the report, and next steps, but nothing has happened yet, and it’s been over two weeks. We might try it one more time, but if we have a similar problem, I'm not gonna keep it long. I can't just wait and keep paying $100 without getting service. If it works, and I'm hoping it'll work, we'll stay with it for a bit, but I don't want to deal with the monkey business of these guys not doing their jobs and not responding.

But the only stuff in that section was a wall unit or a heat pump. It was odd. But this was the first time I’ve had to call in for over a decade and not be able to do it on the website.

Submitting a claim is usually a seamless process and I rarely ever talk to someone. The website will tell me that I’ll receive a phone call from the contractor within 48 hours. But in the last five years, it’s just a text message from them saying you’ve been scheduled on such a day during this four-hour window.

In the end, the tech was able to take care of the issue in one round. He had a motor on his van and he was able to take care of it right then. In terms of pricing, I wasn’t super happy about the increase in the service fee, but I get it. Everything with inflation is going crazy right now and it’s just part of the times.

I have been with American Home Shield for a couple of years now. I recently contacted them by phone about a possible issue with my washing machine. It took me a long time to get through to AHS to schedule, but they were really able to get a technician out here in a timely manner. When Tom’s Appliance came out, they couldn’t find a problem, and I later discovered that it was just an operator error on my part. The technician did show me what to do to make sure it doesn’t happen again.

They came out because I had a broken spring, and my springs are supposed to be covered under my warranty. And when he got here, he said only one of your springs is covered, and he was going to charge me $390 for that spring. Which is not true because springs come in a set. But he said, Only one of your springs is covered. So I'm gonna charge them $390 for that spring. And then you have to pay me an extra $220 for the other spring. Plus, your rollers need to be relubed or whatever, and you have to pay me $240 more for that. I said no, I'm not doing that. That's not how it works. I've already paid my $125 service fee to the warranty company, and he's like, Well, you're gonna have to pay it because that's how it works.

So I called up American Home Shield, and the girl on the phone said my springs are covered, I don't have to pay extra money, and he had to submit a report, and that they would either approve or deny it. But even when I called back two days later, they still didn't have a report from the guy.

He wanted to charge me almost $500 extra out of my pocket. I ended up buying the springs for $103 for the set and had a friend put them on because my car was stuck in the garage. I had to sit on the phone with them for an hour the next day and go through three different people. They came here and did nothing. They finally gave me the $125 back, but I was not happy. I've had it for probably maybe eight months or so, and that's the first time I'd ever filed a claim.

I have two other properties, and I have American Home Shield on both. There was some weird noise from the wall that sounded like water is dropping somewhere. It has been going on for the last two years but there's no watermark outside. Most likely, water is not leaking, but it looks like it is from somewhere and dropping at some place. The guy from Compass Plumbing sounded like he's knowledgeable. He said that when I start my hot water, the pipe expands. That can cause the sound, but even without running hot water, it happens. Whatever Compass Plumbing is doing, I'm happy with them, though my problem is not solved. I understand it's not that easy and there’s something weird going on.

The monthly fee I'm paying with AHS is something like $90, and every time I call, it’s $100. The only thing they cover is leaking or stuck up plumbing. Anything else, they always say, “No, this is not covered.” We, as consumers, don't know their fine print. I probably signed it and accepted it, so that is the way I take it. When they say that it's not covered, I say okay, but I feel that nothing is covered. It’s been 15-20 years with American Home Shield and it’s the only time it’s leaking. They change something fix the leak, I pay $100. If I call any plumbing, they’ll charge me $100 for that job, too. All appliance insurance companies are probably like this.

When I filed a claim online, it took about 3 days until somebody was scheduled to come, and then they weren’t able to come out for about a week. When they did come, it was about a week and a half for them to come back and actually do the repairs. So it was almost three full weeks from the time I filed the claim about a drippy faucet. It wasn’t a huge deal but we wasted a bunch of water and it was annoying that we had to wait three weeks plus.

Besides the time frame, that last service was fine. But the experience I had before that was terrible. I have two fridges in my house, one for kosher foods and one for unkosher foods. The liner was starting to come off on both of them at similar times so I had somebody come out. I filed a claim online and that was my problem because I can only request one device at a time.

They sent somebody out within a couple days and it wasn’t terrible. That person looked at both of my fridges and said they needed new gaskets. We went back to AHS and they only approved one of them.

I had a 5-day long battle with them and different managers because they were telling me I needed to pay another $100 co-pay for a second device. I told the rep I’ll pay extra $100 but I didn’t want somebody new to come in my house. They already had a report saying that’s broken but they were very firm saying I had to pay $100 again and get somebody to come back out to my house, look at the same second fridge again, and determine the same exact thing.

A week later, we were able to get it serviced. It was a very frustrating experience and nobody was willing to work outside the box. It was a very strict set of rules. I was trying to save them money and save me time but they wanted nothing to do with it.

The customer service was not great. I had 6 different reps I talked to during that period of time. Four of them were garbage. One person told me I was wasting my time and that I should schedule the second one. I’m glad that she said. She was telling me AHS as a company isn’t going to be lenient about it and she didn’t want to see me continue fighting a fight that I wasn’t gonna win. I filed the second claim and we got the second fridge fixed. But it left a bad taste in my mouth.

I had a hell of a week with three services on my account. My water pump and AC went out, and my garage door broke. I was a little overwhelmed, but I'm grateful that I had American Home Shield. I typically get a response when things go wrong, and service arrives within 24 to 48 hours, which is always good.

The AC stopped working, but the technician from Integrity Air Conditioning serviced it before, and he remembered me. He walked me through what was wrong and how he fixed it, and it's been good. It was leaking yesterday, but my husband drained it, so hopefully that fixed it.

When my water went out, the contractors, H2O, were here first thing Thursday morning. They told me what was wrong and said they would file the claim and be ready to fix it as soon as 10 a.m. I called American Home Shield numerous times because H2O was waiting for the approval. But I couldn’t speak to anybody, and nobody ever called me back. I was very frustrated.

A very helpful lady from H2O later told me it was taking so long because they were trying to see if they could approve more money, as the job was more than the amount that was approved. So I went two days without water. By Friday, H2O said they were going to fix it, and if AHS does not approve the repair, I’ll have to pay it.

The communication was very bad. Somebody should have said something to me so that I could make a decision to either wait for the approval or just pay for the difference in advance. And I don't know why it was so difficult for me to speak to a supervisor when I'm having an issue. I pay for a service. That I had other appliances broken made it worse.

Thank God that H2O fixed my water without the approval, so I wouldn't be stuck without water during the weekend. When I complained about it, the lady I spoke to said they would refund me the service fee that I paid because of the inconvenience, which was helpful. It was nice that they understood my frustration with the customer service.

I am happy with the service that I get. I just think that there should be some training to understand that some things you can wait on. A broken washing machine taking two or three days is fine. When it comes to water or air, something should be expedited or taken more seriously.

I had to go on and on to convince them that I needed to have an emergency service, that we’re senior citizens, I have a respiratory problem, and the house was well over 80 degrees, so it was difficult to breathe. The last young lady gave me the hardest time it was like talking to a brick wall. She was giving me all kinds of excuses as to why it didn't meet the emergency guidelines, and I had to really pound it on her, and I shouldn't have to do that. They need to be more compassionate, listen well, and understand what the customer is saying, asking, and be able to respond correctly.

I love American Home Shield, and I have had them for a few years now. They have done as expected, and they are responsive to our inquiries. When you put something in online, it is taken care of right away. Someone calls you, they keep up with you, they follow up, and they text, and I like that about them.

I’ve used people for the air conditioning and heating, and we did the air conditioning free check. I like that every year they give you a free check either on air conditioning or heating. You just have a window to get it done, and you get a free check. And then if there’s any kind of issues, they report that back to American Home Shield who will then give you the choices, either they fix it or they will replace it, or they will give an option to like you pay a part of it and then they pay the other part of it if you want something different than what they are giving you.

So, say, like for instance, I had a problem with my washer. The tub was bad, and so they gave an option. They said, “We will replace it, but this is the value we see,” and I was happy. That was much more than I paid for that anyway, so that was fine. But for me to go up to the next category, which is what I did, to a smart machine, I had to pay the difference. So, they gave me the money for what I needed from them, and then I took the rest of it and then added it to what I wanted. They sent it out, and had people install and take the old one out. It was seamless.

If I have an issue with something, I have a 30-day window, and I like that. For instance, the guy came out and did the air conditioning, and he said, “There’s some issues, let me report it back to them and they will get in touch with our next steps.” However, their prices go up every year. Still, overall, it is a good company.

I've been using American Home Shield for 25 years now. I am bothered that they use people who are overseas, rude, and horrible. They don't know things. I'm not a racist of any kind because I'm African American, but I would prefer to talk to somebody that's in the States.

Some days it's good. Some days it's bad. Like right now, I'm frustrated. I've called American Home Shield twice because I have a leak in my daughter's bathroom. I told them this two weeks ago, and they sent a plumber. I told them that the plumber didn't do anything. That plumber wanted me to do a side deal with him. American Home Shield didn't even have him on the list.

Today I still haven’t received yet from them the money to fix my daughter's bathroom. She flew in from Texas today, and now she has to go to my bathroom or downstairs. I've been waiting for this for a long time and they gave us the runaround. I feel like they just take the money. American Home Shield has not so good people that are trying to do side hustles.

Their prices are going up, but they're getting subpar people. So, when I noticed that the last person who serviced me was professional and he handled the issue, I told him that I will request him next time. But it's not always that way. This other person couldn't even understand me. Then he was talking in Spanish which I could understand. I didn't like that. He asked me why I was standing by him becuase I was trying to see what he was doing. I don't think some of them know what they're doing. I explained that I don't know him and have never seen him. I don't want anything happening with my walls while I wasn’t watching because I have a washing machine and a dryer right next to each other on that spot.

Sometimes the contractors are good and sometimes not. Some of the people that have worked with them say they don't pay like they used to. I don't want to hear all that. I know what I'm paying each month and get the professionals and get the best people because they're working on our house. So, I want good people working for the company.

I've already recommended a lot of people to American Home Shield, and they use them. I feel like they used to be better. They're not as good now, and then they want to charge everything now. It seems that they have slacked off on their customer service, getting back to people, and making sure they're getting reliable people.

I paid my monthly fee for 25 years, and rarely used my warranty until lately because the house is getting old. I could have gone with the company that I worked for because they were a competitor. But I don't like to mix personal with business. I was the head of HR. I don't wanna talk to somebody in the call center that I know because who knows if I lose my temper with them.

Sometimes I've had to call plumbers from my previous company, and just pay out of pocket, because I knew they would do good work. It is sad that I have to do that sometimes because I can't get good ones from American Home Shield.

I had a service with American Home Shield for my heater. Part of the problem was that I filed my claim online as I was dealing with my mom’s problem, so I didn’t explain clearly when the technician called. My heater would come on, but the temperature would not elevate to where I had set it. For example, I had it on 70 when it was reading 60. Sometimes it would turn on, but it would start blowing cold air continuously, so we turned it off. We couldn’t figure out what was wrong with the unit, even though it had been working all along since I purchased my house.

I was very, very frustrated. We’re now dealing with moderate temperatures, so it’s hard to gauge the extent of my heating issue. When the technician came, I said to him that it was coming on, but since he wasn’t staying long enough, he couldn’t see if it would heat. The house was around 70–73 degrees, and I would need to turn it up to 80 to see if it would heat properly. Then I would be uncomfortable waiting for the temperature to elevate or at least troubleshoot the issue. I understand the unit is old, but it had been working, and I didn’t think there was anything wrong with it.

It didn't feel like the technician was customer-friendly or sensitive during this visit. He may have been a little educated because my son wasn't at the house when he got there, but we were just trying to make do.

The water stopped coming out of my refrigerator. The technician from Unique Appliance Repair said he would order the part and come back. The part arrived and he returned, but I wasn’t home.

Apparently, he pulled the refrigerator out from the recess and started working on it. I then got a call from him while he was with my father-in-law, who doesn’t speak much English. He said the pipes were leaking and that something must have back-flushed. I was on a work trip at the time and managing everything from 2,000 miles away.

I told him the pipe wasn’t leaking and that the only issue was the refrigerator not working. He told me to call a plumber immediately and not turn the water on because it was leaking. I didn’t have time to contact American Home Shield to coordinate someone, and they usually take several days to send someone out. I couldn’t wait that long without water. I asked if he could fix it, and he said no, that I had to call a plumber. Then he left.

So I called a plumber right away. Roto Rooter came out and said someone had broken the valve on the water supply coming from the wall.

The Unique technician had my father-in-law sign a note stating it wasn’t his fault. My father-in-law said there was a lot of noise like the technician was hammering and working aggressively. I ended up paying almost $800 for Roto Rooter to fix it. They fixed it, but now I have a large bill for something that wasn’t an issue before.

I contacted American Home Shield and told them the contractor they sent took no responsibility. They told me to call the company directly. I felt that defeated the purpose of having the warranty if no one takes ownership when something goes wrong.

My garage door suddenly stopped working. I had to hold the button inside for it to go up or down, and the remotes didn’t work at all. The contractor came out and ordered two new remotes.

Two weeks later, they came back to fix it. The contractor couldn’t program the remote built into the rearview mirror in my car. Three of our cars have those, but he said he couldn’t do it. The technician who came had trouble speaking English, so he couldn’t really communicate with my daughter.

I wouldn’t recommend American Home Shield because getting service takes forever. Most of the time, I’ve had to follow up with the contractors myself.

I tell people about American Home Shield all the time. We have been with them since we built the house nine years ago. Their vendors have been good. We haven’t had any issues with them.

On our recent claim, they sent someone from Universal Appliance. They were working on our refrigerator. The first time they came, they put a starter on it and said it wasn’t starting. So they thought the compressor had gone out. The second guy came out, they ordered the parts, and then they came back and said he had wired it wrong. So the compressor wasn’t bad. It was just a starter. The refrigerator is working now.

But this last one, I did it through a phone call. I had an issue with the garage door and that was not one of the items I could choose online. So I had to call and they went ahead and created the request over the phone. They came out right away and they already fixed it. Their price for filing a claim seems a bit high, but I've had no issues when I have to make a claim.

In my experience, if AHS ordered a part, it would take a week. The contractors have to wait until they do the things in the area as they would not come for one person only. Still, after the repair was done, everything has been working great.

Currently still trying to resolve part of my house having no electricity. The electrician came out 4/23 and diagnosed the problem. I specifically asked the cause and was told there is no definitive answer but best guess is age of the home, which would be normal age wear and tear. Within 24 hours AHS had denied my claim stating the electrical company says it’s caused be foundation movement. Electrician left me a copy of the diagnostic report which states nothing of the sort. I have had 5 phone calls and 2 app chats with AHS telling me the diagnostic report says foundation so it’s not covered but they cannot provide me a copy of that report. So electrician says they can’t definitively say but AHS can say what they want to deny the claim and then refuse to validate to me who made that determination.

Meanwhile I am on day 18 of part of my house having no power. I can only talk to generic customer service and not the actual claims adjusters, and customer service just keeps reading my policy to me. Had every intention of renewing when my contract was up in two months but this has left a very bitter taste in my mouth as to how they handle claims.

My dryer wasn’t drying and was making noise. The Sears technician who came was very professional. He went down, did the inspection, explained what was wrong, and ordered the parts. A few days later, the parts arrived and another technician installed them. My dryer still makes some noise, but it’s drying now, so I didn’t complain.

I got my mom and her friend to sign up for American Home Shield. I’ve gotten quite a few people to join because they’re seniors. They’re on their own, and they can’t fix anything by themselves.

My mom had a new refrigerator and it broke. When the technicians came, they couldn’t fix it, so she got a brand‑new refrigerator. She also got a brand‑new microwave.

She’s only been with the warranty for five years. I’ve been with American Home Shield for 18 years and I still haven’t gotten a new appliance in my house. I have everything covered, so I’m just waiting to get my new stuff.

The price has been skyrocketing. When I first signed up with American Home Shield, my premium was $50 a month. Now I’m paying $104. I signed my mom up later, and her rate was much higher because she waited forever. She’s paying $175 a month now. That’s significant.

I’ve been with American Home Shield for 18 years, and I’ve never had any problem with them. Every time I call for service, the contractors come out and take care of things. Since I have a husband who can’t fix anything, I’m very pleased with the service. If it weren’t for the warranty, I’d be calling different places to get things done.

I was surprised the last time I submitted a claim. I filed it, and two days later someone was already at my house. Before that, it always depended on their availability. Sometimes it could take a week and a half before anyone came out to look at your stuff.

I’ve been with American Home Shield for a couple of years, and so far, so good. My most recent claim was for a heating issue, which turned out to be my fault. I had the on switch on the fan instead of the auto. They just came and told me that, so they really didn’t do anything.

If I have a complaint, it's that when they do come to replace something, whoever the contractor is, always tries to upcharge. They'll only replace this, but if you want the better one, you got to pay some more money. It happened on several occasions.

For example, when they replaced my hot water heater, they said the pipes weren’t covered even though nothing was wrong except they were painted black. They said I can’t use those, so they had to replace the pipes. Then, when they replaced the water heater, they said that is all American Home Shield will pay for, but if I wanted a better water heater, I’d have to pay for an upcharge. And again, every time they come, it's always an upgrade.

Another time was when the guy came and fixed the sump pump, I had a backup battery sump pump so it was two total. They only replaced the one sump pump and everything went out and it was an adjoining system. So the backup system was connected to the main system. And they took out the whole system and only put in a regular sump pump. I'm not asking for any upgrade, but put back what was there.

I had another contractor that came out to fix a problem with the electrical meter. ComEd said that they couldn't replace the meter because it was connected to the house, but they told me exactly what was wrong. The ComEd electrician said to just replace the meter clips and this will be fine.

When the electrician AHS sent out got here, he was pressing me to get that $100 without even looking and doing any work first or just examining. Then his assessment was I needed to replace the whole meter panel. I had just put down a new concrete patio and he said that in order to replace the meter panel, I got to break up this concrete.

When the lights went out again, ComEd came back out and I told them what happened. The guy don’t call nobody and they we're going to send a contractor. They sent out a contractor to come and fix what was wrong, and he was here 40 minutes. He had everything and he replaced the clips inside the meter block. That was three years ago and I have not had a problem since.

Lastly, we don’t know which contractor will be sent until AHS send them. I usually check Google reviews for every contractor they send. Like the guy who did the electrical work, I would not have called him because he got some terrible reviews. It would be nice to be able to choose a contractor of my choosing from a list. Give us the option to choose a couple of people. That way, we could do the reviews, look up the reviews, see what they're saying about them, their work, and then choose from there.

    Good afternoon, Mia,

I apologize American Home Shield did not meet your expectations. I understand how frustrating it is when there are non-covered costs associated with your service requests. American Home Shield is a limited warranty and not a home owner's insurance company. American Home Shield has contracts with professional, licensed and insured vendors that service your area. Those vendors do have to meet the qualifications of your local, state, and federal government to maintain their license. It is no fault of the vendor when a covered item does not have a diagnosis of normal wear and tear, and the diagnosis causes the item to not meet the guidelines of coverage; or when a covered item is approved for repair or replacement but does have non-covered costs as defined in the contract, for modifications or code upgrades. I will reach out to you to see if I can further assist you. Thank you for your review.

I have not had a good experience with American Home Shield. I will switch companies as soon as I can. I've not been happy. The fact that I had to go to Home Depot this morning to get patchwork stuff to seal the hole in the wall so that I can pass a home inspection and sell my house is ridiculous. If the valve got turned on to hot water side of the faucet, it would leak water. When I tried to tighten it up a bit, it broke off into the wall. The house was built in 1992 and they used the PVC pipe and it was brittle. I didn't know that turning the handle would snap the pipe like it did.

Leak Seekers came out, repaired the leak, and told me that somebody would get back to me in the next 24 hours regarding the repair of the hole that was cut in the sheetrock to get to the plumbing behind the wall. Nothing has happened. I have a home inspection on the 15th and I don't have time to wait for whatever they're doing or not doing. It has been too long and I can't wait any longer unless somebody can come out today and fix the hole in the wall.

AHS said they have a third-party company. When my heat exchanger went out on my HVAC system, my heat exchanger was still covered under warranty. I said, "When you get the part, it's covered." They tried to upsell me on a whole new system. I said, "I don't need a third party calling me and harassing me about upgrading an HVAC system that's not all that old." They left me almost the whole month of March without any heat as soon as I declined buying the whole system. They made me wait three weeks before they came out and put in the heat exchanger.

They were fast in getting someone out here for the HVAC system. I was happy with that. But when it came to negotiating a new system is when they failed me. I said, "Why would I buy a whole new HVAC system if the coverage itself covers $5,000 on the heating end, $5,000 on the cooling end, and $5,000 on the ductwork? Why would I pay out of pocket to upgrade my system?" They were trying to pull a scam. If I had not thought through what everything covered, I would be taken advantage of.

Updated on 05/13/2025: Can I put a rating of zero. I have been a Customer of American Home Shield for many years. They used to be good. No more. The dragging out of a repair on my AC unit has caused it to fail. The process now renders an endless loop of customer service people whose goal seems to be to get to pay as little as possible while not caring if they break the contract with you to repair your AC or replace it. Run as far away from them. I have never experienced anything like this in my life from a business, blaming their supplied vendor and forcing you to go outside, so they can say they don’t have to honor the contract.

Original Review: This company is horrible now. I have had them for 20 years their service used to be good. No more. Find another company. I have had an A/C problem that has not been fixed for nearly a month due to the vendor not repairing what they initially stated and then delays around their process to approve a part that should have been approved a month ago. No real escalation support and delayed responses to my complaint. I belief they play games so you will fix it by yourself or accept a low cost offer after the long drawn out horrible response thinking you are desperate.

I've had American Home Shield for three years when I bought the home. They sent Sears for the dishwasher because the power source wouldn't come on. I just submitted a claim and someone came out, but they didn't have the part. They had to order the part separately and I did not know that it was supposed to be delivered to my address. Initially, when the contractor came out, he was not pleased and he was not communicating well.

It took three months for them to repair and put that little strip on my dishwasher. But when the contractor came, it was a different person. I had two parts, one that was sent to me the month before and another brought by the contractor. The contractor who did the repair was a little better than the original contractor. But overall, I was not satisfied.

They need to be a little more sensitive. I have also spent $500 getting them to come out five times for my HVAC and it's still not fixed. They come out and they do something, but it doesn't fix the problem. I'm not pleased with that. I've called American Home Shield about replacing, but they will not replace it until it's no longer working.

My claim at American Home Shield wasn't great the last time. We had a heating issue, and the service provider came out in late December. He thought the solution was he needed to order parts, that all got approved.

There was a delay because of the bad snow and fog, and then he just stopped communicating. I tried going through directly to him to schedule a return visit. And I called American Home Shield three times.

They said they will escalate this, but nothing ever happened. Not until they finally got the right person on the phone who was a customer service person who actually gave attention about what was going on. And he got it resolved and sent in a new supplier.

In the end, the problem was the incorrect suggestion of the first guy. But he resolved it and then it was all okay. The runaround from American Home Shield that was really disappointing. It just took almost three months to get the service.

I think we're in our fourth year with American Home Shield, and I noticed the price has changed.

I had a claim recently and the company that came had to come out five times. The issue was taken care of but it took several months. The first three times they came, it was misdiagnosed. Initially, the tech thought it was the door so they brought a door. But somebody else came out and found out it was the motherboard. They put a new one in and that was fine. AHS did take care of the issue and they did their part. They might check their vendor but you never can tell about that.

The dial on the stove that we have wasn’t working properly. Even if you turn it high or low, it would just be erratic temperature. The technician that came out was pretty knowledgeable. He did an inspection in the first one and had to order the parts. The only negative thing is the time it took for the job to actually get done ‘cause they said that they had to wait and then they had to reorder the parts because it was the wrong one that arrived. It could be another party involved on that that makes the things delayed. Overall, it took four weeks to be fixed but after that, it’s been doing well.

There was an issue with my main drain line to the street and I submitted the claim over the phone. The interaction and communication with Mr. Rooter was okay. But they were using a machine that wasn't up to date. It was a drain clog machine, but it wasn't good enough to do the job. And it didn't do the job. The guy left the line like it was. The only thing they recommended was a pressure cleaner for the drain, but he was talking about another $450, and he said American Home Shield wouldn't cover the pressure one.

I had to call out another company. Deuce Plumbing came out and opened the line. It didn't completely open, but it did open it where the drain was moving. Then they came back out and did the line with a more powerful machine. That's who wound up clearing the line. Mr. Rooter didn't clear the line at all.

I've been with American Home Shield for years, and the reason I got it was because of the possibility of things going wrong in my house, like my refrigerator and washing machine. They've sent people out for the washing machine three different times. For the times that I paid American Home Shield the deductible, they could have replaced the washing machine.

When my pool pump went bad, they replaced it. The sewer thing also went bad. Between those, I paid two different deductibles for $100. I could’ve had the sewer fixed without paying the deductible. American Home Shield is useful when you have a major problem. If they send out the right contractor, it's fine. But if the wrong contractor comes out, then it's a nightmare and it looks bad on American Home Shield.

I've had a problem with some of the things that they cover. There should be some standards that they cover a little bit more than what they say they cover. When I had a leak, American Home Shield sent a plumber out but they wouldn't cover it because the leak was in the wall. The wall is part of the house though, and I couldn't understand that. It didn't make sense. The contractor went from the outside and cut into the wall. I wound up paying that out of my pocket, because he was already out here, and I didn’t wanna have to pay another deductible or have somebody else come out and pay them coming out.

The cost is also a little bit more than what you should be paying, because it's gone up every year. Now, the deductible is $100. When I started out, it was less. Then my monthly rate was less when I started out. It seems like it goes up every year. But I still would recommend American Home Shield to some friends. In fact, we have another house that American Home Shield covers also. But this was a crazy experience with this sewer line.

My dishwasher was super noisy and loud. Something was going out on it. I did a claim on the American Home Shield website, which was easy. I got a text and it mentioned the contractor’s name and phone number. Communication and everything else were good. The contractor was knowledgeable about fixing different appliances. He replaced a motor in the dishwasher. He also replaced the magnetron in the microwave and the filters in the refrigerator.

Coverage seems to be pretty good with American Home Shield. But sometimes, it takes a while to get stuff fixed. One time, my microwave went out and it took them about a month and a half to fix it. They said they couldn't get the parts. They said if they can't fix something, they would replace it. But they never replaced my microwave. The contractor finally came out and repaired it with the parts.

Also, I'm disappointed that if I have a leaking water valve on the outside of my house, they don't fix it because it's on the outside. It doesn’t make any sense because it’s connected to the house. Look somewhere else for a home warranty because there are cheaper ones now. American Home Shield went up quite a bit in price.

American Home Shield’s (AHS) failed to fulfill its contractual obligations in connection with a service request for a malfunctioning air conditioning unit submitted in early March 2025. Despite being a loyal AHS customer since 2016, I was presented with two unacceptable options: (1) wait approximately 90 days for a backordered part with no interim solution, or (2) accept a $600 cash payout in lieu of service, which would require me to source the part (they themselves could not locate elsewhere) and manage the repairs independently at my own expense. I was told maybe I would be fortunate enough to stumble upon a company that had one in it's storage.

I reside in Florida, where prolonged lack of air conditioning poses a serious health risk. My home has reached unsafe temperatures (up to 86°F), and my child has suffered nosebleeds due to the heat. Multiple attempts to resolve the issue through AHS customer service, including escalated calls, were met with dismissive and unhelpful responses.

I now have to pay $3,500 for a full system upgrade—an offer I view as coercive and inconsistent with the company's advertised commitment to customer care and good faith service. Although AHS has acknowledged its inability to obtain the necessary part, I am being unreasonably expected to do so, in direct contradiction to the obligations implied under the service agreement.

I’ve been with American Home Shield for seven years. I got this service as a first-time homeowner to protect myself. However, the price went up very steeply, and they didn’t tell me. I don’t use their service often, but when I do, it feels imbalanced compared to what I pay them per year, because I often end up paying out of pocket more than my already high yearly fee.

For example, my leaking pipe took almost 45 days to get someone out after I told them about it. The plumber had to cut a hole in the wall to get to the pipes. When the hole was finally fixed, it looked like crap. Another company came to fix the hole, and they were out pretty quickly. Now I potentially have a mold problem that I’m sure I’ll be coming out of pocket to correct.

They say, “We’ll fix or replace it,” but what I see is that they’ll piece it together forever and a day before they actually fix the thing. By the time they fix it, a lot of the cost is out of my pocket.

For my AC, every year since 2018, they’ve had to come out because the AC keeps tripping. This year, they told me it couldn’t be fixed and would require a new AC. After they did the work, I was hit with an $8,000 out-of-pocket expense. When I asked why I had to pay that, AHS told me that I had elected an upgrade, but the contractor told me I needed it.

The representatives are friendly, and they try with whatever barriers they may have. When I talk to them, their empathy shows they want to help. But it feels like they’re restrained because of how they’re talking and what they want to do versus what they ultimately do.

The AC ended up costing me a couple of thousand dollars more, and I would have just handled that on my own. For the leaking pipes, I could have just called a plumber, paid $800, and had one company come out the next day to do the work and fix the hole in the wall. My service was just renewed, but I’m going to cancel it, and I’ve told them that.

I like the vendors sent out by American Home Shield. We’ve been with them for four years. Recently, I had my door locks changed after getting a new doorknob because I wanted all the locks to be the same. It didn’t take long for them to come out.

I did have one bad experience at the beginning after we moved here. The electrician that was sent out didn’t seem to know what he was doing. Other than that, everything else has been great.

I can make all my appointments online with American Home Shield. If I have any questions, I can call the 800 number and I always get a referral within 24 hours and I'm always called within that time frame. Their relationship with the individual contractors seems to be working fine too. When I couldn't get my refrigerator to make ice, I filed a claim. The technician had to come back out on several separate occasions because there were parts he needed to get. There was also an issue with something else. This gentleman was very professional, explained everything that he was going to do, and made suggestions about how I could store the food in my freezer better for better preservation. He was one of the best technicians I've ever dealt with.

I almost always expect that there are going to be at least two trips because nobody anymore, in my experience, carries all the parts they need for all the different brands that are available. Typically, they have to come out, diagnose, and order a part, and then come back out again. Everything is working very well now.

American Home Shield is the only warranty company that’s worth two cents that I’ve dealt with. The warranty company we had before in Tahoe was a joke. Working with American Home Shield wasn’t a problem at all. In fact, this is the best warranty company we’ve ever had.

I like that I can do everything online. If something happens in the middle of the night, I don’t have to wait till the next day to call somebody. There's nothing wrong with the website, it’s the personnel that you deal with. When I call to talk to somebody, it's a foreigner. I could sit there and give them a detailed five-minute explanation of exactly what's going on, they say they’ll repeat it to me, and they'll read something totally different.

The biggest problem I had was when I filed a claim on my air conditioner. It was in the middle of August, 110 degrees outside, didn't hear from anybody for three days. When I called American Home Shield, they said it’s been turned over to the vendor, and I had to wait for them to contact me. So basically, once it's assigned to the vendor, they don't care what happens. The vendor came out, checked it, said they would take care of it, and left. I called American Home Shield for the status, they said they will deny the claim, and that's it, period. There's no arguing, no discussion. And I dealt with foreigners the whole time until a decision was made on my air conditioner.

I've been with them two years and they’ve raised my prices three times. They're pricing themselves out of business, and the service I’m getting from them isn’t worth the money I’m paying. They would fix my unit, but it was gonna cost me $2,000 just to have Freon put in my 22-year-old air conditioner when I can buy a brand new unit for $4000.

My most recent claim with AHS was the ice maker on our refrigerator. The contractor reached out to me in less than 24 hours after I submitted it online.

When he came out, he thought he was able to take care of the problem, but right now, it's an open thing, because they came back last week. This ice maker has had a long history, though, because before this contractor was involved, they sent another contractor that came multiple times. With this last contactor, the ice maker worked for two weeks and then it stopped working. They've got a part ordered.

If the problem continues to be a problem, as long as I reach out to them within 30 days of the repair, they come back. I was within my 30 days so they are ordering a different part. And I'm very happy with this last contactor. I've had them come before for issues, and they always are professional, and I have a lot of confidence in them.

As far as AHS, they've given us great service and always receptive in taking care of my needs.

I’ve been with AHS for 12 years. The service came with the purchase of our home the first year, and we’ve continued with it since. I like the fact that the service exists. They generally are pretty responsive to a claim, at least to the initial getting a contractor aligned and getting somebody out here. That would be the positive.

However, I’ve had a couple of instances where I was very dissatisfied. For example, I have a pool heater, and I called them out more than once. The last time I called them out was because the spa itself had a problem and the pool heater no longer worked. However, they claimed that I had "abandoned" the pool heater, so they wouldn't cover the claim. It was pretty expensive, probably like a $3,000 unit. So I'm very dissatisfied with that.

I’ve had two claims with American Home Shield. I had my AC checked out before the season, and everything is working fine. That went through perfectly. My pool pump request, not so much. It’s been over a month. I turned it in on March 9th, and a company got with me and scheduled an appointment within a week or so. They assessed the pump and said they’ll order another one and keep in touch.

A week or two went by, and I contacted AHS. They said they're waiting on the company. When I called the company, they said that they're waiting on AHS so they could order it. They tried really hard to help me and did everything they could. It went back and forth for weeks, and I’ve probably made 15 phone calls. I finally got really aggravated and told AHS I need some movement on it. A pump finally got ordered when I was on vacation. Because it was a variable speed pump, which is now required by law, it cost me over $1,300. AHS covered some of it.

My pool is green, and it’s horrible. I never let it turn green. It’s gonna take extra chemicals, time, and effort to get my pool back in shape because it’s been idle for so long. I can’t believe the trouble that I’ve had. That’s the worst service that I’ve ever had with American Home Shield because it’s not like this normally. Usually, I get fairly quick service for whatever issue I may have. But for whatever reason, this time it’s just really frustrating. All you can do is keep calling every other day, and you’re told the same thing.

But I’m not angry or bitter. I’ll still continue to use them. It’s just they could improve their process, especially in these scenarios where it’s a matter of getting something ordered. I wish they had an escalation process, that there was a way, after weeks of nothing moving, to escalate the issue to management.

We recently asked American Home Shield to do a roof leak repair, and we got the cash-in-lieu. The policy says that it’s up to the $1,000, but they just gave us $615. So, we’re still asking for them to give us the balance. But they said they gave 300 something to the contractor for the diagnostic. But the contractor only showed up for the first time, and we paid 125 for him to take a look at it. So, the first time, he diagnosed it, and then he wanted to replace the whole roof. So, that means we don’t need to pay the diagnostic fee, because we already paid for the service fee the first time.

And the first time the contractor showed up, he asked for 20,000 to replace the whole roof. But I told the insurance company that we only need a repair job, and not replace the whole thing. So, I don’t know why this insurance company should pay him for the 385 diagnostic fee.

And for our appliance issue, it was kind of a hassle job. The first time, it was for the washer leaking. So, it leaked water and damaged the basement ceiling. And because they did not fix it the first time, it caused damage many times.

And also, the only way to submit a claim through them is by phone, but it’s hard to ask for service. They have a different department. The first one is the service department to order the service. But it’s harder to listen because they speak English with a strong accent.

    Good afternoon, Hueng,

I understand your concern of the cash in lieu amount. I will be glad to look into that amount for you to verify if it is correct, and I will reach out to you privately to discuss that with you once I have researched the issue.

The trade service fee itself is due to American Home Shield per the contract to initiate a trade service work order, and has nothing to do with what the vendor will charge American Home Shield for any work that is done to go to the home and diagnose the issue. That being said, however, I will check into the cash in lieu amount to be sure you received the correct amount.

Also, I apologize you had a difficult time with your appliances, and with language barriers, to utilize the warranty. I will look into those service work orders as well.

Again, I will reach out to you privately, and follow with you, to see how I can improve your overall experience with American Home Shield.

They're sending unqualified and unfriendly technicians, one of them barely spoke English and I couldn't even communicate with him. They show up when they're supposed to, but they find excuses not to do the job, and just do the bare minimum. After six service calls, they were supposed to replace it, but that hasn’t happened. They're supposed to come back on Saturday, but they’re taking their time in ordering the part needed, and they’re taking their time coming back. They were also supposed to fix a leak on the refrigerator and it’s not yet fixed. But the dishwasher, I use it on a daily basis and it's not working.

They’re on the border of bait-and-switch. They keep on raising the service and the membership fees, and they're not giving me the service they're supposed to. I've been a client more than 20 years, I have other accounts with American Home Shield, and if they don't fix my dishwasher properly, I’m gonna take my business and go.

My heater wasn’t working, so I submitted a claim with American Home Shield through their app online, and it wasn't difficult at all. Then I got the company name, address, and phone number even before South Placer called me to set up the appointment.

The tech that came knew exactly what he was doing. I told him to let me know if I was being annoying and I’ll back off, but he let me watch everything he was doing over his shoulder. He was talking me through it. Then he found the issue and showed me how he found it and the whole nine.

The South Placer is awesome. This is the second time they've been out to my house. A couple of years ago, it was for my AC.

AHS is pretty decent. I like them because they insure my stuff. If I don't have them, I will have to pay thousands of dollars to get fixed. But they need to get rid of some of their contractors they use and go somewhere else, it just sucks.

Also, there’s some stuff that should be covered instead of just covering this part but not that part, because those two parts work together. Still, I like their service because if I had to find and hire somebody myself to come out and perform whatever it is, it would take me longer to get booked than it does through them.

My deductible did go up from $75 to $100, but I can’t complain because if my AC needs a Freon or any new stuff, I don’t have to pay for it. At one point, it was like three pounds low. That’s way over what my deductible is. So, I can’t beat that.

They've come to our house 10 times already in the last two years for the same issue, and only on days I have work. And my problem with them is that it seems that they only mask the problem instead of resolving it. I tried to explain to the guy that most of the time, the garage door fails to open, but it opens when he is there. I don't know what the issue is.

And then he did something. The garage door stopped working. And then he said, "Oh, you have to do this." He said, "It's a sinking garage, so you have to put--" I said, "Yes. You are young and you are a strong man. I can't pull that string every time. And I can pull this string only when I'm in the garage. We are coming from outside. We have to park the car outside. Pulling it all the time is making the garage door wiggle. It's not the safe way t open a garage door. That's why we have a garage opener.” I was so frustrated.

It's not fair to me to have to stay home all the time for them, because I'm working weekdays, and they said they can't send technicians on weekends. We have to ask if we can be working from home for them to come. And when they come, they don't do anything.

As a Realtor, I actually recommend American Home Shield because I’ve used them for 10 years, but I always tell people, "Hey, it’s really hit-or-miss." Usually, the seller pays for the first year so it’s like a free service, but whether you want to renew it after that is really up to you. I originally got it because I didn’t want to deal with major issues like the AC or the water heater.

Usually, I just call the 1-800 number to submit a claim and they route it to a vendor. But the contractors can be hit-or-miss. I had Ace’s Garage Door Repair & Installation come out to my rental because the tenant said the garage didn't work. The guy diagnosed it as a surge and said it wasn't covered because of a power outage. It’s frustrating because, as a consumer, you don’t really know if that's the truth or not, but you just have to go with whatever they say.

I really think American Home Shield needs to be more clear. There’s a lot of gray area in the contract about what’s covered and what’s not. You pay your service fee, but then they get there and say, “It’s not covered,” and suddenly you’re responsible for a portion of the fix. I still recommend them, but I definitely caution people about those gray areas.

I’m going one year with American Home Shield. The biggest problem that I had with them is that I bought two policies. I've not only been sick but my computer's been down. I've been asking for a copy of the policy for an Arizona property, but I never got it. It's going to be a year already and I gave up. I have a manager at that property, and we haven't even used the policy at all because he said I need the policy.

The other problem is that I have an old microwave oven. They came out here 5 times. They finally got it on the fifth time. And it's probably not even a $200 thing. It’s annoying to have to sit and wait for them 5 times. So it's kind of weird to me which is good because I'm sure they paid more for the repair person than the unit would have cost.

The microwave was the worst nightmare with them. 90% of the people who've been through here are really good, with the exception of one guy who couldn't figure out the microwave. And they finally sent another guy, and he figured it out.

I was thinking of changing since I never got that policy. I've never been able to use it. Part of it is definitely my fault because I can't download it, but I'm not going to buy a computer just for that. The office did not do that for me. I even asked them to call the management company so they could send the policy.

American Home Shield is fine. But there were some fine prints that were not communicated to me. For the AC tune-up, I thought it would cover the AC as a whole and not a specific AC condenser unit type thing. I have a two-story home and they each have their own AC, so I thought the whole thing was gonna be covered under the advertised amount. When the agent came out from Same Day Air Repair, he mentioned that only one of them was covered under that ad. The other one was an added cost, which I went ahead and paid for. A little more transparency would have been great. I also had an issue a while back and I was trying to get that taken care of. That became a bigger issue than I thought it needed to be.

    Reviewed April 26, 2025

I started with American Home Shield back in the late ‘90s, early 2000s. I got them because I’d like to have somebody help cover the major costs for large appliances that need to be replaced, because they are not repairable anymore. And then I have added them and subtracted them from many of my homes because they would piss me off and I’d get rid of them. But I still have them on probably six homes at the moment. I just canceled one last month, and I canceled one in the fall. Our property management company runs our homes, so they’re the ones who call American Home Shield and submit claims.

The service that we use most is probably the HVAC. And there’s a long list of issues with American Home Shield. They lack communication right up there at the top. They have poor vendors, bad communication with vendors, and guys who have no clue what they’re doing. You have to get a second opinion, and it drags out in time. And there’s still a lot more.

But for instance, at my home, I’m still waiting on the air conditioning to be fixed since January 4th. This is the worst I’ve ever seen. And normally, an air conditioner is fixed within a couple of weeks. There’s something that needs to be replaced, and they’re waiting on a part. This is just total buffoonery. This is just out of control.

American Home Shield is good with certain things, but outside of those certain things, it gets very arduous to get something done. And as long as you’ve got time to wait, eventually, things will get fixed. But if it’s July and your air conditioner’s toast, HVAC guys are very hard to get ahold of in the south here, like most places where it’s hot in the summertime. So, you could be waiting a long time and will be looking to put in portable air conditioners in your windows. But they also had replaced appliances over the years. So, it’s not like they’re totally useless.

So, half of their problem is communication. The biggest issue with customer service is the people who answer their phones. They’re difficult to understand. They just read from a screen. And their routine is always the same, which is admirable unless you just talked to them yesterday, the day before, and three times last week. And you have to go through the same 20 questions to get to the same result for them to contact the vendor who doesn’t answer the phone. And yet you can’t get another vendor because they have to see their process through. And every time you call, you’re talking to somebody else. And they’re generally new, and not American-speaking good English.

The worst part is that they don’t have the experience or background of whatever needed to be repaired. So, then you ask for a supervisor, but they tell you that they have to see this through and do everything they can before they can get you a supervisor. When it gets bad, I call it rhetoric. I try not to lean into them because they only know what they’re taught, but they really have bad processes for communication. But they’re better now than they were 10 years ago, and 20 years ago, of course. But it’s still not even good, let alone great.

And there’s also a problem with their coverage, which is the fine print. And until you break the code on the fine print and have the correct expectation of American Home Shield, knowing that they’re going to fight you on this because the air conditioner is outside. And my air conditioners are lined up. I have a brick wall on two sides of it, facing the street, and they try to charge you for an access to a handler or a condenser that's out there. And until you read that fine print, have gone through that, you expect them to do the right thing because you can access it on one way. It's not completely enclosed. It's not like the guys have to lift an air conditioner over a wall.

But their vendors are lower quality and money-hungry a little bit. They’re not terrible. They’re not bad people. But their contract with American Home Shield allows them to charge for a bunch of extra things. So, if they think it’s gonna be difficult to get that condenser out of that space, they’re calling American Home Shield and would say that they need two extra guys because it’s not completely open, and then they try to charge me an access fee.

So once you break that code and you understand what you’re getting and what you’re paying for, then it makes it a lot easier.

And the whole Freon thing is a little bit of a scam. You pay for $10 a pound or whatever the current rule is, which is absurd for the price of Freon. It’s gone up three times just about every year for the last 15 years, but their limit has not. So, it’s a little bit of a money generator for the vendors and for them contractually.

But one of the better things about their business is the website. They obviously put the money into it, which is nice. I really didn’t have any issues with the website.

The technicians American Home Shield sent for my AC were very professional. I was very happy with them. They suggested to change the filter every four months. The AC is less than a year old and relatively new, so it didn't really need the service. The technician said it was a very good unit. He was also very clean-cut and looked good. He carried himself well.

I did have a bad experience with the previous vendor they were going to send me, but they did change them per my request. I was happy with that. I've had American Home Shield for a while. I switched before and I was very unhappy with the new company, so I quickly switched back to American Home Shield on both my properties. I'm very happy with them.

I was trying to get someone to either fix or replace my washing machine because it wasn’t spinning. I called American Home Shield and explained the issue, and they said they would send someone out.

I never use the automated system because it never lines up with what I understand the problem to be. I ended up calling about four times just to get someone out. When someone finally did come, they told me they couldn’t fix it.

The warranty said they needed another company to come out and verify the issue. They couldn’t get in touch with the technician who first diagnosed it, so it took another week before they sent out the last company. That technician took the washer apart and was able to get the number off the timer, the part that controls how the machine cycles through the wash.

In total, it took about four weeks before the washer was even working. By then, I was really frustrated. I wanted to talk to a supervisor or someone in charge. Every time I asked, they said the supervisors weren’t available and that someone would call me back later, but no one ever did.

I kept calling because no one ever called me back. I didn’t have a working washing machine, and my clothes and bedding kept piling up. Eventually, I had no choice but to go to a laundromat. It was either that, buying new clothes, or wearing dirty clothes, and I wasn’t going to do either of those.

My washer still doesn’t spin out like it used to. It used to spin really well, and the clothes would come out almost dry. It got to the point where I was almost ready to cancel. I’ve paid more in warranty costs than a washer would cost me in a year. With what I pay every month, I could have bought a brand‑new washer instead of dealing with what I have now.

I called them one other time for my air conditioner. The technician cleaned it, but it never ends up being just the service charge. It always costs me more. They told me there was a pinhole in the coils, but they didn’t fix it. He said it would still cool and that I’d just need to add Freon every year.

I’ll probably have to go and stay somewhere else this summer when it gets up to 110 degrees here, until they find someone who will actually work on fixing my air conditioner instead of just working for the warranty company. That’s how it feels to me.

I would tell people not to get American Home Shield because it’s not worth the hassle. Once you’re in as deep as I am, you just hope they’ll fix the next thing that goes bad. The customer service is horrible. It’s very hard to get a live person on the phone, and when you do, it’s often difficult to communicate.

I have no good feelings about American Home Shield at all. When I did speak with them, they were rude and got frustrated with me because I wouldn’t answer the way they wanted.

I expect the company I buy a policy from to honor what they say they will cover, not keep shopping around for a contractor that costs them less and me more. That’s what ended up happening with the washer. It probably cost the warranty less. If it hadn’t been for the last contractor, I probably would have gone out and bought a washer myself.

I was having issues with my fridge and freezer. My freezer bulb went out and the fridge light dimmed. The bulb for the freezer was backordered, and the guy had to come back and install it. It was a quick, simple service. I was satisfied that he figured out the issue and they were prompt, but it was expensive, considering they just replaced a bulb. That was a little disappointing since we already pay so much for the service monthly.

I’ve had American Home Shield every time I’ve owned a home and I’ve never had any issues with them. I’ve only had to use them for the AC tune-up and the heater. The AC guy rinsed out the unit with my own hose and water, which probably took five minutes. For the heater, the guy checked it out and cleared it from dust and dirt.

I’m in the process of moving in with my girlfriend, and we will get the coverage soon. It’s good to have, especially for older homes with appliances. I don't necessarily need it because I’ve already put money in savings for emergency. Still, it’s a good cushion if a person is on a strict budget and not able to cover repair expenses all at once.

When you're sitting there with no air and it's 80 some degrees, you get kind of antsy. My unit was not blowing cold air, so I called American Home Shield. They said the contractor would get back with me within 24 hours, but I didn’t get a call, so I called just to make sure. The lady said the tech would get back with me, and he did. He made an appointment, he was there, and he fixed the capacitor. He even told me if anything happens within 30 days, it’s still covered.

I’ve been with them for four years now. A friend and some relatives were telling me about it, and it was more of an economical reason. Being a single person, I need to be able to pick up the phone and call somebody and hope they don’t try to rip me off. I’ve had two claims with them so far, one for the heating and this one for the air.

I know people say a lot of bad things about American Home Shield, but I haven’t had the issues other people have had. I realize they have other clients and things won’t always go as planned, and I can’t fault them for that as long as they do what they’re supposed to do. Just tell me what I owe and don't keep adding stuff up. But right now, I have not had an issue.

I worked in customer service for 40-something years and I can tell what I like and what I don't like. The guy from Crispy Air & Heating last year was good and the one who was here recently was fantastic. He's got great customer service skills. He explained everything he was doing and why. He also gave me a discount on the cost of what he put on the AC. He told me how long it was good for. I also said, "Now, where are you going?" and he said, "I gotta clean up behind myself." I said, "Don't let me stop you." I even gave him a tip.

My washing machine wasn’t wringing out the clothes and was holding water during the rinse or spin cycle. I submitted the request online, and the technician came out within 48 hours and fixed it on the same visit. He was professional and cool. He showed me how to pop off the lower part of the washing machine, cleaned it out, and waited to let me run a cycle to make sure that was the problem. He gave me his number so if something happens, I can call him back, and he also said that there won’t be any charge for that. I appreciated that, but I basically paid $108 for nothing. It wasn’t anything like he had to take something apart or grab tools.

However, I really don’t care for their service, but I know why I got them because I don’t know how to fix things myself. My issue is that I started off at one price, and then when I got my bill, it went up. I know I check my emails, and they could have told me that.

I’m paying $90 a month, and when I actually needed something, like with my AC unit, they only gave me $1,200 toward a replacement, but a new unit costs anywhere from $6,000. That’s pennies on the dime and feels like a rip-off. My payments are automatically drafted every month, and I still have to pay a service fee just to have someone come out. I’ve been with them for at least 13 years, and they are telling me they can’t pay for the AC unit that I’ve been paying for?

The only reason why I would recommend American Home Shield to somebody is if they’re single and a woman and don't know how to fix things, then get them, or get somebody. But to me, they suck.

    Response from American Home Shield

Good day, Sheritta. Thank you for giving your feedback.

I am pleased to see that our technician was able to diagnose the issue with your washer and address it. I understand that you feel that this fix was a 'minor' one, but please note that if you had not had the plan, you would likely still have had to pay a fee for a professional to come to the home and diagnose the service issue. This issue was resolved quickly in part because our technicians do not bill our customers by the hour, and are thus incentivized to complete the repair as quickly and efficiently as possible. Obviously, this would not be the case with a repair person not associated with AHS. If this had NOT been a quick fix, then our tech would have ordered parts or recommended a replacement, and the cost to you of one service fee would not have increased as a result.

I also understand your frustration with the rising costs. All of our plans are affected by rising costs of parts and services ion the free market. AHS does not increase the plans for our customers lightly; we endeavor to price in a manner which will account for the rising costs of services and parts while still providing our customers with affordable services that are a discount from what they would encounter without a contract.

Regarding the HVAC cash-in-lieu, the cash-in-lieu that you were offered corresponds with the cost AHS would have paid in 2023 to replace the failing air handler unit and the contractually covered portion of refrigerant. It would also cover the cost AHS would pay in labor for the technicians assigned. AHS has a very large network vendors and suppliers which means that the costs it pays are much lower than those a single homeowner can receive. When you request a cash-in-lieu, you are requesting that pricing so that you can select your own vendor to complete the repair, rather than use the assigned AHS vendor. That is always a customer's right, but the contract clearly points out that AHS will supply the CiL based upon its costs, not the market costs outside of its network.

Your portion of contractually non-covered costs for this repair was approximately $2800, costs that would have been paid to the vendor as these were for expenses not outlined in your contract. Going with the figure you mention of upwards of $6000 for a unit replacement, choosing to use the techs and parts supplied through AHS would save at least $3200 in costs. Our plans cannot remove all costs to a homeowner, but they do reduce these significantly.

I will be reaching out to you within the next 24 hours regarding your concerns. Thanks.

    -Ken

We had a problem with the washing machine, it turned out to be the motherboard, and it took a long time to replace it. He came out several times. Nice guy. I don't think English was his primary language, so we struggled communicating, but that's fine, and it wasn’t his fault he had to keep coming back out. He eventually figured out what it was, did what he needed to do, got it knocked out, and the washing machine is working fine now.

I have a Freon leak coming out of my evaporator coil. I put in a service request and specifically put in the comments what the service request was for. But the techs did not come out and check what I put my service request in for. They said that AHS wouldn’t pay for it.

At first, AHS told me that I could have a third party company do the leak test. Then a supervisor came back and said they were not right. They showed me some clause in the paperwork that said I had to pay them that $625 to do the leak test. They also told me that they would not reimburse. I paid a third company $50 and they found the leak for me.

AHS are scammers. They scammed me out of $100 because they didn’t come out and look at the problem that I already knew was there, and nor would they even try to attempt to.

American Home Shield was good. It just took so long for the part to come in. A little frustrating. Otherwise, it was good. They came out, and they took a look at it. It was the icemaker the lever was not working, something needed to be replaced. Everything is working good same as the refrigerator. The pricing of everything is pretty good. Once we had to get our air conditioner replaced, and the price that we had to pay was much better than if we had to get a brand new one. It's been good savings with them.

There was a bad leak in my house, and I didn't know what was going on. It continued to run and I had people look at it. The icemaker had a leak in the line, and it was way back under the house, and I didn't see it there.

The guy from All American Plumbing turned off the line that runs to the icemaker and then they put in a claim and they offered to repair it, but it was not covered by the warranty. They said it wasn't up to code when it was installed. It's been in there for about 15 years. All American would have to go and redo it, but it was not covered.

They said to fix it, it would be around $700, and I did not have that. I had them turn it off. I don't have icemaker connected now and I'll have to get that fixed later.

I've had stuff done and there has never been an issue with nobody coming out. The technician who came out and his wife were very nice. Customer service is good as well. I've had American Home Shield for years now, so I'm satisfied.
