I’ve had AHS on seven houses over 30 years. I had it as a condition that I wanted the sellers to buy a home warranty when I closed. I’ve always had a home warranty when I move in. Generally, I’ve had nothing but great service.
The initial issue was my sink was not draining like it was supposed to. I was thinking it wasn’t draining like it should, whether it was the drain or the garbage disposal. Northwest Sundance Services Inc. Portland came out. The contractor filled the sink twice and said it was draining okay, and said to check it after 30 minutes, if it’s not draining okay, call him and he will come back. The drain would fill up just about to the top of the sink when I was rinsing dishes. But now I’m doing it where if it does come to the top when I’m doing dishes, I just run the garbage disposal just a couple of whirs and it’ll drain itself.
AHS is fairly quick at getting out. Sometimes I have to wait, but nothing drastic. Most of the time, it’s not really an emergency. I have had no problems at all with AHS. They’ve all been very nice.

I’ve been an American Home Shield member since 2020. I have had a few claims with them, but the one before this one wasn’t very good. I had a problem with my lights, and American Home Shield denied the claim. They said wear and tear, but it didn’t make any sense. It was a problem with the ballast. I don’t know if there’s a way I can get them to come fix the light without me having to pay another $100 to come out.
The most recent service was really good. There was a leak in my tub and a problem with my garbage disposal in the sink. K & S Plumbing Services fixed both problems. They actually did a good job. They had to come back for the tub leak because they had to order some parts for it. They had to replace the stem. It took maybe three or four days for the parts. They came on a Friday, and they came back on Tuesday to finish the job in one day. I didn’t have any complaints.

I tell everybody how happy I am with American Home Shield. If something breaks down, I feel comfortable just calling them and knowing they’ll send someone out to service it, instead of me trying to find somebody on my own. The people they’ve sent, like Isaac and the AC company I recently had out, made me feel very comfortable. They knew their work, and I don’t feel afraid that someone is going to rip me off.
I had a claim where Hi-Tech Appliance Services came out for my wall oven, which was not working. Contractors came out twice. The first contractor was garbage. He had no knowledge of anything. The second contractor, Hi-Tech, was very, very good. That’s the only company I want back in my home. He knows his appliances, and I was very happy with him. Right now, I’m waiting for a new oven. I haven’t picked one out yet because I haven’t had time, but I’m planning to look at Lowe’s before I make my choice.
I’m probably going to move up to a higher-level plan now that I understand how the warranty works. I want the best plan from American Home Shield.

Our experience was great. The contractor with American Home Shield said they’d be there between 7:00 and 8:00, and they were walking in the door at 7:01. He did what he had to do, and he was gone. I even got an email that said they didn’t charge me for that call because I’ve been with them for so long. They gave me a free service.

I had American Home Shield for many, many years, and I like their service. I was with Choice, and I went to American Home Shield. I was really happy with them. They have gone up a lot since I first started with them, but they're the best one out there. I got upset with them years ago because they dropped me for no reason. Even though they did that to me, I went ahead and got American Home Shield for my son and got it back after many years. I think they need to be honest, because they didn’t give me a reason for not renewing my contract.
Recently, I called American Home Shield for my ice maker that was making a bunch of noises. The tech came out and told me what to do to keep the ice from overflowing and hitting the back. It still kept making noise, so he came out and replaced the wire the other day. I really like that guy who came out. I also like the people that that they send out any time I called. They don't always answer and are not easy to get ahold of, but they're very nice and helpful.
The only issue I had years and years ago, my microwave just kept messing up, even beyond the three-month period where the contractor can come back and do it for free. I could have bought multiple microwaves with the amount of money I paid. They finally just replaced the whole thing, and I haven't had a problem with it since.

I called American Home Shield because the power of the refrigerator went out. Fleshers Refrigeration LLC’s contractors came out, and they were very knowledgeable. It was very easy to get through a representative. I was happy with the service I received.

I called American Home Shield because the AC wasn’t cooling. I liked how quick they answered. They told me somebody would reach out. But, prior to that, I also submitted a ticket, and it was very easy. I received an email with the company’s information and phone number. I know they can’t control how soon a technician comes out, but it’s pretty quick, just a couple of days. They sent Refco Services LLC. My husband said they fixed the AC within an hour.
As a matter of fact, I was gonna reach out to American Home Shield because my price increased. I started with $70, and my monthly payment now is $199. That’s pricey. I don’t like that. But, overall I’m satisfied with their service. I have been with them for five years now. I have at least three or four friends who signed up with them. I’d say American Home Shield has been very helpful. They have taken care of our needs, whether it’s fixing or replacing the appliance.

I had an issue with the shower. It started to smell an hour after using it. The contractor came and fixed it. He told me about a product that I could use once a month, he used it when he was fixing the shower. Everything is fine now. I’ve been very lucky to have people that really do a good job.
I have been with American Home Shield for 10 years. They renewed my contract last month, but I didn’t get a renewal contract. I know they charged me. I was thinking I would get it early this month. Overall, I’m satisfied with their service. Everything has been really good.

A pipe underneath the toilet was leaking, so I filed a claim online to American Home Shield. Everything was fixed very quickly. Their service this time was much different. Two years ago, I would wait two weeks to hear from them, but this time it only took two to three days. I’m satisfied with their service. I’d tell a friend or a family member to go ahead and sign up with American Home Shield. It’s worth it.

Accord Appliance found that the drum was bent in the washing machine, and therefore we had to buy a new washing machine but AHS wouldn’t replace it. They said that the damage was from misuse and not from wear and tear.
AHS has never replaced an appliance. They’ve always just fixed it which is fine. But this time it pissed me off. I think they could have at least kicked down some kind of money. The premium is just short of 100 bucks a month andI figured they could do better than what they did. Other than that, they’ve done pretty good job.

The air condition wasn’t cooling. It stopped working. Something was clogged up and they fixed it. I highly recommend American Home Shield. They do excellent work.

Everything went smoothly with the service call I did for the air conditioner. I had it tuned up for winter. The tech did a wonderful job and did exactly what I wanted him to. For the couple of years that I am with American Home Shield, everything is fine.

I had a claim with AHS for my refrigerator. I went to the website, and that’s where I submitted. And I got a call, a text or email that someone would be coming.
My refrigerator started freezing in the top part. And you could see the ice forming in it. It seemed like the temperature was set too low. And on the side of the fridge, you could see water droplets and it’s always leaking water..
Two days later, I saw the same ice come up. I wasn’t sure what that was, but by the time I’m there, I said, Okay, I’m gonna make a call. That ice melted and I haven’t had any problems with it again. So it’s working okay now.
The service was very fast. I went on and I submitted for service and I got a response very quickly. So that was very good with this company. I’ve had issues before and still wasn’t resolved with another company when I made a claim.

We’ve been with AHS for around 20 years. And I had a claim involving two toilets. First one was the pipe that leads from the tank to the wall was leaking. So, they replaced the pump or the flush assembly on the inside of the tank. They identified the problem and replaced it quickly, and tested it. It works perfectly. And then the other one, the mount that holds it to the floor had corroded. So, the overall toilet was loose, and it wasn't flushing correctly.
He quickly replaced the ring and the two posts that hold the toilet with wing nuts, made the flush better, and put everything back together. Did a great job.
The biggest item we had was the tankless water heater. And it was a little bit tricky to get it working because it's complicated, but it did get done. That was something like $7000 that we avoided. It wasn't cheap. And we paid the flat fee. And there was a little bit of charge because some items aren't always covered 100%. So, I paid $1000 for it, without the warranty, it would have been much more expensive.

We’ve been with AHS for years now, and we know we needed to do something about that, about having a plan in place to service appliances. We really didn’t do a comparison with others at the time. We just basically selected them. Kind of random. Recently, we submitted a claim because of the dryer. My wife did a load of laundry in the dryer and it worked fine. And the next load, it did not work. There was power there at the machine, but it would not respond to the start switch. And so this happened numerous times, and so we had no idea why it was powering up but it wouldn't turn on.
We were given all the contractor information including the technician’s name and his contact number, in any case I wanted to reach him before he reached out to me. The contractor was good. We've had him before because he serviced our clothes washer, and he was excellent. Very highly skilled, professional, and very timely in terms of getting back to us and responding. We have no issues with this guy at all.
We’ve spoken with our daughter and her husband about getting a home warranty since they don’t have one currently, and we’ve expressed that they should consider it because of two reasons. One for their own property, and then two, they have a rental property. So, if they were to do a commercial version of AHS, that might be advisable for them.
We like everything else. Though, the issue is the increase in cost. And I know that everybody's costs have gone up, but that's quite a significant jump in cost from one year to the next. And so that was a little bit problematic. And I don't think there's anything much you can do about improving that, but it is a bit troublesome. And we have looked at other home warranty companies, and we even tried one out. And to be honest, they were terrible, so at this point, we've had to bite the bullet on price and stay with Home Shield.
We’ve never been disappointed with customer service. There is one thing, though. And this is not specific to Home Shield. We have had trouble on occasion where they are in our area where we live with specific tradespeople, like whether it was plumbing or whatever. They didn't want to deal with any home warranty companies at all. And they wouldn't. And that creates a bit of an issue if you can't find service locally here, someone who is willing to work with a home warranty company. And so we have had that issue.

I had Oakley Plumbing out for plumbing issues. They had to crawl under the house and check for leaky pipes. We didn’t have a leak, but he checked everything, kind of gave us a report on the floors and everything else. These guys were super nice, on time, and did the work professionally. They’re great guys.
I had to fight for them because AHS has a contract with 24 Hour. They are the worst plumbing company in the state. They were unbelievably rude, and didn’t do the work right. I had to push the issue to get the right guys. I had to fight for Oakley the first time and that took three or four days because they didn’t want to do it. This time AHS went, “Yeah. He wants Oakley. Give him Oakley.” Oakley came the next day. The ability to choose your own contractor is an absolute. I can’t say it enough. AHS in Jacksonville, Florida needs to send plumbers out.

I was with American Home Shield for quite a while. I found another company that was cheaper, but then I came back. Their customer service is good. They respond quickly. This last plumber was very good.
I was a bit worried ‘cause they said they wouldn’t get a water heater in for me for a week. I called them and told them that I couldn't go that long without a shower and asked if they could get a water heater sooner for me. And then it came the next day. I have recommended AHS to my neighbors.

AHS sent out T J Morgan for my AC repair. It was fantastic, better than the last experience before that. The one before that was a washing machine that took a month for all the parts to come in to finally be fixed. But the AC, it was fixed that day. He came out and fixed it that day. Everything’s been going very well. As long as we’ve got cold air, it’s all good.

When we were trying to bake in the oven, it would send an error code set for the temp sensor. The technician from Supreme Appliance did some checks and found the control board was bad. They could not find a replacement, so they had to repair it. It got sent off and took about five weeks.
We got it back, and the oven turns on, but we cannot control the temp now with the up button. It will go down, but it just won’t go up. We were using the timer before on different things when we’d cook on the oven, even though we couldn’t bake in it, but we’d set the timer, and the up button worked then. Something happened between him taking it out and repairing it that the up button just stopped working. I’m still at a standstill. He came out about a week and a half ago, and there’s been no follow-up.
I’ve had American Home Shield since about May, when we bought the house. I tried to do one claim for the rekey service, and they canceled it. They said there was no company nearby, even though it was offered. I’m not too happy with how long it’s taking right now and how everything’s turning out so far.

I’ve had American Home Shield for two years. They outsource their customer service, and there’s a language barrier every time I call. The technicians are always good. I had a couple of AC issues, and Air Pro Services, the company they sent out, is always excellent.

My AC wasn’t cooling. When I talked to the lady from American Home Shield, she told me who the contractor was and they sent me an email and a text. The contractor was great. He explained to me what the problem could be. Then he placed his hands on the AC and realized what the problem was, and replaced the motor of the fan. However, I had to wait for two days. If they can do it on the same day or following day, it will be perfect. I recommended them to my two co-workers, that they provide good service and take care of the customers.

My toilet was constantly running water and the faucet was also leaking. The contractors were able to fix them with no issues. Being our first service call to American Home Shield, it was a great and easy process and very professional service.

My first claim to American Home Shield took a month. The technician came within a week, but he said he had to order a part and it took three weeks for the part to arrive. I didn’t like that. But they got it done, so that’s good. My stove is working now. I appreciate their work, but I don’t like the wait. When I need something done, I gotta wait. I told American Home Shield to find another contractor because it took them too long. They insisted on dealing with the contractor. They charged me $100 to come out here and I pay them monthly. That’s good enough for me.

The washing machine wasn’t working. The guy was able to repair it on the same day, and it’s working now. I am impressed with the fact that I can pick up the phone and call American Home Shield for help with an appliance.

My recent claim was with my leaking dishwasher and my icemaker. So, I submitted the claim online, and American Home Shield sent Exmore Repair Services out. Submitting a claim was easy, and within minutes, I had a notification from AHS telling me who the vendor was going to come out and do the work. And then, I had coordination from the company to arrange a date for them to come out and do the work. I set up an initial appointment with them, and they tried to come out earlier, but I was out of town. So, we set up a meeting for the following week.
While I was out of town, they actually called me back again and asked if they could come because they have a technician available. And of course, while I was out of town, I couldn’t do it. So, we kept our original appointment. But they were very proactive about trying to get out and getting this issue resolved.
On the appointment day, the technician came in. He ran the dishwasher, checked to see what the issue was, found out that the hose for the pumps inside the dishwasher was leaking, and then he replaced it. And it’s working fine.
I’ve had AHS for six years now, since I bought this house, but I had it on a house that I owned previously in Virginia. I like them because they’re quick, and it’s easy to get service. Sometimes, for certain things, it takes a while. Anything that’s done through Sears seems to take a while, and that would be my biggest complaint. But that’s not about AHS, that’s about the ability to get service through Sears. But AHS is worth it, especially if you’ve got an older home and you’re concerned about your appliances.

My garbage disposal was leaking, and the faucet was also leaking. So, I submitted a claim online with American Home Shield. They allow you to pick up to four items in one ticket. And they gave me a confirmation that the claim was submitted, and then gave me instructions. They let me know somebody will be contacting me for an appointment. And then they also sent me an email or a text message, giving me more information about United Air Temp. And then within 24 hours, I got an appointment. They then came right out. It was easy to schedule the repair.
The technician who came was great. His name is Nigel. He came early because he was already in the area, and he finished early with his previous job. So, he asked me if it’s okay to come by, and I told him it’s okay. So, he came, and he introduced himself. He pulled out his little booties to put on his feet to make sure they don’t track in my house. And he explained what he believed the issue to be. He assessed it and told me what it was and what the steps would be. Nigel was fast, didn’t take long, professional, and took all his trash with him.
And he had a garbage disposal on the trunk in his car, but he didn’t have the faucet. So, he said that he can install the garbage disposal, but he had to go and get a faucet, and he would come back. He said that they would call me for the faucet installation, and I need to schedule another appointment. And then he came back out.
He tested the dishwasher before he left, and it was working fine. And then, he did the faucet, and he tested it, and it has been working fine. Since the garbage disposal was leaking, we put a bin to catch the water. And to make sure it wasn’t leaking, we pulled out the bin, and it was empty. So, everything was still working good.
I may have used AHS early on when I bought my house, and I’ve been very pleased. I don’t know how much I paid, but every time I think about getting rid of it, now that I’ve been in the house longer, I’m just concerned that I’m probably going to really need it now. So, it’s definitely worth it for a first-time homeowner because you don’t know what kind of expenses will come with things breaking down.

I have been with American Home Shield for about 10 years. Their claims process was cool. My husband and I had a rattling air conditioning unit in the closet. So, Lane Services came out to check it out, and they said it was just the vibration of the air conditioning unit.
The repairman made a double trip around. He said he can't fix it if he can't hear the noise. Hours after he left, I called him and asked if I could send the recording to him first. He said I could. So, I sent it to him, and he heard it. He came back and found out it was just the vibration.
I do want to say that he was very nice, polite, and helpful. He really took his time to explain everything to us.

American Home Shield sent HCK Appliance Repair out to fix my washing machine and he was great. He diagnosed it, said he needed parts, and then he came out the next week to repair it. I haven’t had any issues with it so far. The only issue I had was the repair took a month because AHS contractors only work Mondays through Fridays and that’s not a good thing. And it’s hard to reach these people. You call them, they go straight to voicemail. The person who came to fix my washing machine was the same way. I had to take a day off, but I wanted my washer fixed because it’s been over a month. They tried to send out Sears ‘cause they worked on Saturdays, but I didn’t want Sears because I’ve used them before, and they just wasted my whole day.
But in fairness, AHS did refund the service fee for the washing machine, so I didn’t have to pay the $125 deductible. And it’s not American Home Shield’s fault, and that’s the sad thing. They did what they were supposed to do, but their contractors want to work like bankers. I’m an accountant and assistant controller of our business. Regardless of who did something, it still falls back on the business name.

Water was leaking from the condensation line, so I went on the app, checked all the things that was wrong, and put it under plumbing. American Home Shield sent out K&S Plumbing, and they told me that it was an HVAC problem, so they sent it over to Myers, and all the contractors were fine.
Myers told me the thermostat, and a coil needed to be replaced, it’s covered under the warranty, and they’d be coming back out Monday or Tuesday to fix it. But they never came, so I called AHS, and found out they wouldn’t cover it because Myers had written it up as, “Owner caused the problem.” Why did Myers do that? ‘Cause that’s not what they told me.
The customer service reps at AHS genuinely wanna help. But the problem is the way AHS writes up their policies, they don’t cover anything, but they charge you money just to have somebody to come out and do nothing. So, I paid K&S and Myers for nothing.
I purchased AHS for my home in ’21 and just let the warranty expire. Then I realized I wanted to keep it, so I purchased it again and they have sucked since then.

We’ve had American Home Shield since we bought the house back in ‘98. Just recently, they sent MaxAir Heating & Cooling out to fix our AC. I was out of town, but we spoke a couple of times by phone, and they handled it very quickly. I travel a lot with my job, and I like the fact that if something happens, my wife can just make a phone call, and American Home Shield gets it fixed. Buckley Appliances came out and fixed my dryer almost a week ago. The technician told us exactly what it was. And we have not had any more problems with it. I’ve had AHS for five years now and I’ve had a great experience with them. Every company you deal with is gonna have some things that you may not like. But overall I would definitely recommend them.

Around 3:00 in the morning, the bathroom ceiling tiles caved in. My thought was that it was from the AC ductwork that was leaking so I initiated the claim for the ductwork leaking. They sent out a technician but unfortunately, the technician that came out wasn’t able to locate anything. After the technician left, I got the AC on. And it was probably running about an hour when I started noticing actual water droplets. And so, I called Clearly Comfort back. I asked them if they could send the technician back out because there was in fact a leak. I videotaped it so I could pinpoint where it was at.
The second technician came in and decided to put water up to the unit and fill the collection reservoir and from that, he was able to identify that there was a blockage. The pan was overflowing into the house. He was able to remove that. I didn’t have to put in another claim. Everything was well done.

The rack on my dishwasher was broken, a part broke on it and the technicians came. They had the right part and fixed it in about 20 minutes. It’s working great. They rolled the rack out and put it back in and showed me everything worked. The only claim I’ve filed with AHS was related to the refrigerator. it went really well. I was surprised because I was gonna be charged the service fee, and I found out I got in an email tht the service fee was waived. That was nice. The technician showed up and was very friendly knowledgeable. He found the problem and fixed it right away.
A Realtor recommended AHS. My dad passed away, and when we sold his house, she recommended putting a one-year policy on it. She said she’d worked with AHS before and really liked them, so I decided to do it. And then my fiancé also had it on her house and liked it.

I had another home warranty company for years, but they became too expensive for me, so I switched to American Home Shield. The tech who came out to fix my refrigerator was a nice guy, clean-cut, very professional, came right on time and got everything done very quickly. I’ve been using American Home Shield for a few years now, and my experience has been good, except for one. I had an AC claim that was denied with the first contractor. I appealed it, and the second contractor called me and said they were going to call me back. They never did. I would say that some vendors are very good, but some are not of the same quality. I had to hire somebody else and get it done because I cannot be without AC.
Overall, it works. I’m very happy with the company and the service. I have no complaints. Their platform is straightforward. I had a problem before when I didn’t have the service, and I had to pay a lot of money to get it fixed. With them, when you have a problem, you file a claim and they take care of everything.

Having American Home Shield is a decent way to get appliances serviced. Most of their contractors have been good. One bad one was an electrician at our Hilton Head home where I could not reach them for three weeks. That’s the only one that stands out.
Generally, they’ve been good, like the plumber who helped us in Hilton Head and this last AC repair we had. The technician was very helpful, checked out the existing warranty on the unit, and found out that it was still in effect from the manufacturer. A motor had to be replaced. He came back with a new motor, a $1,500 item, and installed it. There were maybe four visits, and it was sort of a difficult repair. He identified exactly what the problem was and fixed it as quickly as possible. He was conscientious in doing it right and didn’t cut any corners. The multiple visits were inconvenient, but it turned out well.

We had American Home Shield off and on for a decade. At first, we got it because of the level of service, reliability, and coverage. Since then, I’ve canceled their service with my mom and others because of their lack of coverage on air conditioning units, particularly the extravagant charge for the R-22. It was gonna cost me $1,000 for 10 pounds. I could get it from my brother who is in the heating and air business for cheaper because they buy it at $11 a pound. This company was charging like $110 a pound. It’s not a problem if the issue is with a garbage disposal or a dishwasher, but if it’s heating and air, watch out. Plus, their vendor, MaxAir, has horrible customer service.

I’ve had American Home Shield since I owned my home for almost 20 years now. At first, the customer service was fine, but then it got really shaky in ’02 or ’03 that I thought about leaving them. Now, everything seems to be okay. Sometimes they don't send out very good people. But the one I had recently, he was very nice, came in, and did his job on my refrigerator.

We reached out to American Home Shield when our AC wasn't working. The contractor found that the green pan had filled up and the pipe going to the outside was clogged up. They got it fixed, and since then, we’ve had no problems. We’ve probably had the company for five years or more, on and off. We changed and went back to them again. We call them when we have issues, and they provide good service. I wish it costs cheaper, but looking at other plans, it’s okay.

We’ve had American Home Shield for over 20 years with other houses. The only thing that changed is they lowered the caps on certain coverage. It’s very easy to submit claims online, and speaking with their reps have been fine. Their techs are lovely. The only thing I would suggest is for them to have a faster turnaround time when we call and have the tech come out. Sometimes, when we had a leak which flooded the basement and we couldn’t use water, it had taken days for a tech to come out.

I had a problem with my icemaker. I put in a claim and a tech came to assess it. Then he came back to put parts in. He was efficient, didn’t talk very much and he cleaned up. He told me at the end that it may take three or four hours for it to make ice. It’s been perfect and it’s like new. This has been the smoothest experience I’ve had with an appliance repair.
I’ve had several homes with AHS. I make it almost a requirement and even my adult children get it when they buy a home. At one point, I had to go with a different service but then I would just come back. I’m very satisfied. Sometimes customers don’t understand that the parts take a long time to come in. It’s not necessarily AHS’ issue but it’s the world we’re living in. As for me, I’ve always had a good experience.
I have a girl in my office that just bought a home and she had something broke. I told her to look into American Home Shield. Then, I have another co-worker and she’s been with AHS for years too. Unfortunately, she had a lot of incidences that they had to come in but they worked through it.
Every home should have a warranty. A lot of people think it’s a waste of money until they have something major break and when they’d wish they had it. A lot of people also don’t realize what’s covered so they think some things are covered. For what it’s worth, it’s the homeowner’s responsibility to do preventative maintenance. When they come out, and they’re not replacing something ‘cause it’s abused or you haven’t maintained it, you have to own up to that. So if you know your contract and you know what you’ve covered, it should be seamless.
There’s also ease of submitting a claim. There’s quick response from the appliance company. When I put in a claim, I find out what the service company is gonna be and their phone number. If they don’t call me quick enough, I’m able to call them and reach out. I like that communication and follow-up.

AHS sent us K&S to check our water heater and garbage disposal. When they came in, they looked at the water heater and didn’t really check what was going on. When my husband saw something with the leak, he automatically assumed the meter was running. So they assumed that it was an issue from the foundation.
The tech also said there were no mechanical issues with the garbage disposal. He never even went into the house and looked at the garbage disposal. But he put on the paperwork that it did not need to be repaired.
I called AHS and they sent somebody else to check. The tech walked through the house and checked everything. When he did, he discovered a toilet upstairs running. It turned out, it wasn’t the foundation but it was actually the water heater.
The tech was wonderful. He checked the garbage disposal and did everything he could to see if it works. The motor was gone and he said it needed to be replaced. He went right to the truck and checked what he had available that he could put in that day. He took care of it right then. He did excellent service.
They also had to check the water heater again to determine that it was actually the issue. We got the water heater fixed. The extra $692 on top of what we were gonna be paying for the water heater was more than we could afford but we did get the cash out from AHS. We had a family member who is a master plumber put it in.
From the beginning, the service was terrible and I was not satisfied at all. I had to keep calling to find out what K&S was gonna do about the water heater. But the guy never called back. When I called AHS, I was told that the first tech said the water heater and the garbage disposal were fine. I asked her to look into her notes. When she found the note of the second tech, she put the request in. Nobody even put anything in saying the water heater had to be replaced.
My experience with AHS was good and they took care of us. But I did have a problem with K&S. When AHS told us who was coming out, we read the reviews and they were awful. We asked AHS not to send them but they said they already contacted them and had been already scheduled. But other than that, I like AHS. They were only functioning as a warranty company receiving the information from the contract company who went out and checked. They did their part.

A glass on my oven door broke. The tech came and ordered the part. The guy came back out the following week, replaced the glass and fixed it. Overall, my experience with AHS has been great. I would recommend it.

My dishwasher stopped working. I filed a claim and the app gave me D&J and told me to call them to schedule an appointment. I called the contractor and he hang up on me. They don’t know why I’m calling and tells me to text him. I texted him about the request and he didn’t respond for days. I had to call him back and eventually, I got an appointment.
He comes out and says it was a pump issue. He said that it was gonna take two weeks to get the parts. I called the guy in two weeks and again, he told me to text him. So I text him and there was no response. Three days later, I got a schedule for an appointment. I accepted but I didn’t really have a choice.
He sends someone who was new. The tech was putting a part in and it didn’t take very long. Right before it was done, I asked her to test it because the sensor that triggers was the issue. The water was not being pumped out the dishwasher so after you run a normal cycle, it would eventually trigger.
So she tested it and it didn’t work. She starts looking around and got the drainage hose. Then mid-sentence, the person who owns the company was on the phone with her and said the hose wasn’t standard. I asked what he meant and he said that it wasn’t a Samsung hose. I tried to explain to him that it was a new washing machine. Nothing’s been touched and everything was original. He was telling me that AHS will not cover this repair for something to do with the hose.
At this point, I had been without my dishwasher for over a month. I was frustrated but I already knew how the game goes. This was a part of the shakedown. I asked what it was going to take to fix it and he said $100. Now, I suspected that the hose did not cost $100 but if that would have solved the problem right then and there, I would have paid it. I’m paying for the convenience of getting it done in the moment. We agreed to the $100.
When I said I will give him my card, he said it had to be cash. That’s when he triggered me. He said it was because people refuse charges after they pay. I said it was because he was trying to scam them and that he didn’t go back to AHS. He was trying to rip me off $100.
Long story short, he called AHS back. He told them a version of the story that made it seem like there was something beyond the normal that was wrong with the dishwasher and that I needed to pay something. It put my request into an invalid state. I called AHS a couple times.
One great thing about AHS is that they have the video call. I got on the phone with a repair person and he confirmed that that should not have happened. He was very helpful but I still had to call back to get another appointment. They said they can’t send out another person and can only send the same person out. I was trying to explain that I didn’t want the same person because I didn’t have a great experience. So they said I had to pay again.
Another thing that was in favor of AHS is that they do have a second opinion. But if the person they send out co-signs what the other person said, they were gonna charge me automatically. I really didn’t feel like I had much choice.
When they told me that they were replacing D&J with Amtec, I was actually happy. The guy came out and in 30 minutes, my machine was fixed. And surprise, the problem was that the part was not installed properly. Amtec was awesome and they were professional. I have more than one experience with them which was good.
Even though I had to go through a couple of changes, AHS did what I paid them to do. It’s always been perfect and when I needed them, they fixed it. I got the top plan and I’m paying close to $1,000 a year and I feel like if I use it two or three times, I got value out of it.The app is super convenient, too. But sometimes, I gotta go through more than one person to get something.

The toilet kept running or it wouldn’t stop running after you flush it. So, he came and he said something needed to be repaired. He repaired it and now, it’s working. All of these were addressed on the same day.

I’ve been with American Home Shield for about three to four years now. When they came, I wasn’t there. So, I’m not exactly sure what they did. The end result, it worked. Good customer service. I will say that when I reached out to Advanced Air, initially, they had a delay on when they could see me, like from Friday to Monday. But then they called back. They had some cancellations. Initially, I was a little frustrated. But then they called back and they got somebody out here quickly.
I would definitely recommend it because when you have an AC unit to go out, or refrigerator or something. I know me. I’m not prepared for those additional costs. So, American Home Shield, that really helps. You pay your copay. They either fix it or replace it, so it just gives me a peace of mind.

A high-pressure alarm was going off. I called American Home Shield on Sunday and their contractor came out on Tuesday. They ended up replacing a capacitor. The process took a little over an hour. The technicians were professional. I would highly recommend American Home Shield.

The dryer wasn’t heating up. I submitted the ticket to American Home Shield online through my account. The transaction was very easy and smooth. I got a phone call and an email telling me which company will be coming out. The contractor was very professional and knew exactly what was going on. My garbage disposal wasn't turning, so I filed a claim on American Home Shield’s app to get it repaired. I received information on the company that would come out via text and email. They called me the day they came out, about 15 or 20 minutes before they showed up. The contractor knew exactly what needed to be done, and it was a very straightforward process. After he fixed it, he put ice in it and it worked. But right before he was about to leave, it started dripping water under the sink. He then went back in and refixed it. Other than that, no complaints. I like that the app is simple, very user-friendly, and I like the on-demand service advisors with American Home Shield and their call center.

My heating system went out, so I called American Home Shield to take advantage of their special. The contractor was great, but I didn’t understand what he said because I’m not very knowledgeable with HVAC. I was also cooking at that time, so I did not ask questions when I probably should have. The issue still exists, and he said that he’ll put in a recommendation for the system to be replaced. I’m a little worried since it’s getting cold, and I’m still waiting to hear back from them.

TCM Appliance worked on both my washing machine and dryer. They checked for a leak, but there was no leak at the washer. Still, they were able to fix things for me. The contractor replaced the knob on the dryer. It is not totally aligned up, but he said it would still work. True enough, the dryer works and I did not have any problem.
Overall, it was a good experience with American Home Shield. In setting up a request, I always go by phone because I like talking to somebody. The contractor who came out was upfront and honest, and he did what he could. The repair was okay, and the issue was resolved. I have been satisfied with their service, and I would recommend them.

I have two policies with American Home Shield and one of them is more expensive than the other. Submitting claims has been easy and my interactions with customer service have been fine.
They sent a guy out from FixIt, he checked the walls, said that there wasn’t a leak and it was probably the dryer vent. We haven’t seen any more leaking, but we haven’t closed the hole back up yet just to make sure before we actually seal it up.
The thing is they take too long to come out. When we put in a work order, we gotta wait on the assignment, and the person assigned has to work within their time to come here. Sometimes they’d say they’re coming, but they don’t because they get behind on whatever else they’re doing beforehand.
I also had a problem with them on my water heater. No one informed me about bringing it up to code. I’ve been paying American Home Shield for six years and I’ve used it only once, but I had to pay an extra $600 for that.

Our air conditioner wasn't working, so I called American Home Shield. They sent me an email that United Air Temp will be coming to my house on this day and time, and they came. The contractor was phenomenal, so professional, and fixed the problem.
We haven’t made that many calls to American Home Shield, but they’ve always been very responsive. I tell everybody that the company is very professional. It’s a lot of money, about $1,200 or $1,300 a year and $100 per service call. Some of our friends have cheaper service. We pay as much as we do because, for the most part, the company has always had professional service.

When my refrigerator and the freezer were not cooling, I called in to American Home Shield. They asked me what the issue was, and then they took my fee. At first, they gave me GE, then they canceled GE and then gave me All Brand. I was very disappointed when they took me through a lot of changes to say that I did not pay. They took my money for GE, and not for All Brand. But GE canceled on me and All Brand came in, which I’m happy that they did because I don’t think anybody else could have been as professional and as excellent as their contractor’s workmanship.
Their contractor came and checked the problem out. He pulled the refrigerator out, went in the back, and he told me that I was going to have to remove everything out the refrigerator. He had to order the part because he did not have the part with him. That took close to two weeks.
They then called me and they set up an appointment from 8:00 to 12:00 and he was on time. He was very professional, dressed nicely, and polite. He went in there and did what he needed to do. He did not do a lot of talking, but he took care of business and my refrigerator got cold. He also did something that I admire. He explained to me how humidity falls to the bottom of the refrigerator. I then put some food I wanted to save at the bottom of the refrigerator, and it worked like he said.

I am a new customer with American Home Shield and on my first request, I don't know where to start by describing the stress, frustration, and waste of time being on hold for over an hour each time I reach out to their customer services representatives who are so undertrained and can't help there for they keep transferring from one to another. You will be left on hold so you give up and hang up so you don't go through the survey at the end. This is a waste of your time and money. They will find a way not to cover the claim.

I called to cancel my plan because I sold the house I had coverage on. The representative told me that I had just gotten billed for my monthly fee on the day prior, so my account would cancel at the end of the current monthly cycle. I said, "No problem, I didn't mind paying this monthly fee even though I no longer had the property. As long as the policy is cancelled and it doesn't renew for the following month." I specifically asked if I need to call back to verify that it's cancelled, and the representative said no, because she had processed it and the account will just close at the end of the current cycle. That was a complete lie, and I received another bill for the next cycle.
I called back to complain and ask for a refund, and they said that I can't get a refund because they have no record of what the previous agent spoke to me about. Ok, but what about the call logs? As we are always told, the call is recorded for training purposes. I was told they cannot go back to the recorded call for a multitude of reasons. So now I paid 2 months worth of service for a home I didn't even have. We'll see if the cancellation happens now, or will I get charged for a third month for a policy I called to cancel multiple times.

American Home Shield didn't cover all our issues. I had someone come out for the dishwasher and the disposal, and there were two separate things. When the dishwasher guy came out, he said he couldn't touch the disposal. But they still charged me $125. I wasn't very pleased because the dishwasher was backing up from the disposal. My neighbor came over and fixed my disposal then I canceled the disposal one with American Home Shield, because I felt like that was a waste. I know you gotta pay somebody to come out, but for someone to come out and not do anything but look and say, "It's not that," it shouldn't have been a charge of that much. So that's why I don't want American Home Shield again. We're not renewing.
That said, I would recommend them if somebody was buying a new house. We had an issue with our air conditioner, where it was plugged and dirty so the contractor cleaned it. Then he told us to clean our vents around our house so that it could get out. My husband still has to do that. But otherwise, it works a lot better.

The Windhorst tech came out to see what the problem was. He talked my husband about the motherboard not working right. He said that he did not have one on the truck and he would have to call, go get it delivered and then he would let us know. Within a few days that was it was in Louisville but somebody else came to put it in. It has been working perfectly fine since.
We got AHS just recently because we moved from Chicago to here. My husband likes the way they answer his questions. They provide excellent and we’re satisfied.

When I initially opened up the American Home Shield app, it said that you can get a free video diagnosis with a technician. I did that with some issue I had. When we got home, my thermostat was turned off. We had been on vacation for a month. I got on the video call with a technician and I showed him the issue. He said to check the battery in the thermostat. Maybe the battery was low or needed to be replaced. He was right. I changed the battery and the thermostat came back on. That was amazing. He just saved me a service call.
I thought everything was going well. But the next day, the temperature would not go down. My AC was not cooling. There were multiple issues. One, the thermostat battery was bad but that was replaced. The second issue was that there was an issue with the Freon. I called again to do the video call with the diagnostic with the technician. This time, they were charging me 100 bucks just to do the video diagnostics. I thought that was supposed to be free.
I called American Home Shield and I couldn’t get ahold of anybody. When you do a claim online, it’s pretty fast. This time, I went to the prompt and it was very frustrating for me. I generally like to talk to people and I don’t like to go through the automated system. I tried again and it was the same thing. It kept saying it was 100 bucks. If I were to pay 100 bucks for a video diagnostics, I might as well go ahead and have a service call. That was what I ended up doing.
I received an automated email saying who the contractor was. When I get the email, I don’t wait for them to contact me. I usually contact them. When the tech initially came, he said the condenser was frozen. There was ice in the compressor. He said we would have to let it defrost and he would be back the next day. He came back the second day once it was defrosted. He said it was low on Freon, so he had to put Freon into the thing. The AC is okay now. But the tech didn’t go after the root cause. If there was low Freon, why was that? I asked him if he wanted to check the coils to see what the root cause was. He said they didn’t do that for low Freon. I’m worried this issue is gonna happen again if we don’t get to the root of the problem.
My brother has American Home Shield and he spoke highly of them. He signed up my parents for the warranty as well. There’s been nothing but great stuff. He convinced me to sign up with them as well. But I have made one claim so far and I was a little bit disappointed with the way it went. I have another service call set up for Friday. I have to get my furnace inspected. I’m gonna see how that goes.

I called back because it was making some kind of funny noise. Now, one thing about the service, the guy that came out was fantastic. But the guy, when I called back and told him that something was wrong, he said I had to call American Home Shield. I didn't think he was overall friendly as when he first got the call. He seemed a little in a hurry, telling me what to do, and I wasn't too pleased with that.
I did what I was supposed to do. As soon as I called American Home Shield and he came back, he was really good. But the technician came at the wrong time. I had something to do that morning and they sent him out anyway. Fortunately, I had got it finished and was home. Otherwise, I would not have been at home. The technician that came out had no idea that he was not due to come out. It wasn't even the same day. But he got it fixed. He knew exactly what it was. He wasn't rushing me through and took time out and fixed it. He was awesome. I was very, very pleased with his work.
I've been with AHS for 20 years. When I bought the house, the older couple told me they gave me the home warranty. He told me to keep it, that it'll come in handy. It was a lot cheaper then than it is now. I've had some bad service over the years. But for the most part, American Home Shield is a good company. When something's not working, if they can't fix it, they'll replace it. That's what they've done over the years.
However, everything's going up too high. That's the only thing I can complain about. It just costs too much money. But I haven't had that many instances where the service was bad. I've been very pleased with American Home Shield.

I have been with American Home Shield for three years now. I had a plumbing leak issue. I called them, and they sent BlueTech Plumbing LLC. The contractor was fine.
In terms of American Home Shield service, there are two things I like. First, it’s easy to get through to talk to someone. They’re straightforward. I always have an option to speak with an actual person. They have no problem with just doing it on their end versus being automated. It is easier than getting frustrated trying to figure it out myself. It’s best to talk to a person because I don’t think an automated system can prompt me to do several things with the issue I had with my sink and water heater before. So that's usually when I ask customer service to help me. Secondly, the customer service knows exactly what I’m talking about. I don’t even know how to describe my issue, but they know what to do and what specialist is needed. They always nail it.
If a friend or a family member were concerned about finding a company that’s honest and does the job right, I would recommend American Home Shield because of their affordability and can fix things accordingly. They have been very helpful and prompt.

We had problems with the washing machine. It makes a loud sound sometimes when it starts up. American Home Shield sent Hornet Appliance Services. They tested the washing machine by running the cycle. He explained that the sound is normal, and this is how it should work. He was pleasant and not rude. They were able to get the repairs done in a timely manner, and he cleaned up afterward. The customer service was very good and quick. I’d rate my experience with American Home Shield 4 stars. The only reason that kept me from giving them 5 was the sound because I guess it wasn’t the way it was before.

I had American Home Shield for about 20 years. The first 15 years, there were excellent vendors. The last five years, all of the vendors were trash. I moved away briefly, but I went to HSA, an American Shield-backed company.
My garage door wouldn’t open. There was a disconnect between the button on the wall and the sensor. I had to literally hold it and push with all my might. Garage Door Experts changed out the wiring and fixed the laser. He made everything communicate and talk. Whatever the disparity was, he fixed it. He was amazing. He did it the same day that he came out.
With the garbage disposal that needed to be changed, the American Home Shield vendor told a lie twice and said that they came, but they did not. They closed out the claim saying it was finished. I had to reopen the claim, which took about a month of me going back and forth. This year, I had to get that same part, that garbage disposal that was supposed to have been fixed with them. I did it through HSA, and I just felt like HSA had better vendors. I used the same vendors, but I never had the same vendors that American Home Shield would send out that I had with HSA. There were some subtle differences.
AHS kept increasing the prices and the deductible. Based on the poor merchants, it wasn’t worth my payment. The waits were too long. On the flip side, with HSA, it’s a cheaper price and I get a military discount. I’ve never had a bad report about a vendor. They kept in touch and showed up on time. They were always nice and courteous. I felt like I had better vendors for a cheaper price. If I have three plumbing issues in one claim, I pay one $100. With American Home Shield, it would be $300. For HSA, if it needs Freon, they take care of it. There’s no limit.
Recently, I had an issue with both of my HVAC units. American Home Shield said that they gave me a payout and I didn’t get something fixed, but I absolutely got something fixed because I paid an additional $4,000. I took the money and got what they told me to fix, plus some additional upgrades for the code, and I had to pay the difference with the Freon. I think I got wet switches put on the unit and lightning protection. They were trying to say I didn’t fix it, so therefore it was not covered. That was absolutely a lie. I sent that paperwork in to prove that I got that done. I was able to get both units serviced. Going through the HSA side is much easier and much simpler.

I spent a long time evaluating all the companies. I’d say American Home Shield had the worst ratings, but possibly the best coverage. They gave me a discount to sign up, and I decided to try them. Comparing my experience to the ratings, I think the company is making an effort to be customer-focused and provide good service.
In the house, there was a heating and air conditioning unit upstairs and a heating and air conditioning unit downstairs, which had serious issues. I initiated the HVAC problem on the phone because I wanted to put two units in. They both had different issues. AHS assigned somebody, and I actually looked them up, and it was pretty poor. I asked for other choices. I looked the other choice up, and they were extremely positive. For the upstairs, the contractors got the parts and fixed it. It took a while, but I thought they were great, and the result was excellent.
The last service call is still in progress, but based on what’s been done, it has been good. I reserve total decision until this service is complete and I have more experience with different providers. But so far, the contractors have been good.

I have been with American Home Shield for 10 years or more. I got it to avoid paying big repairs all at once. But I feel I could probably be just as well off not paying for service and paying when a repair comes up because it just gets more expensive every year. Then every call is another $100. American Home Shield raised my rates, but they are not timely in their response. The renewal fee also went up $100. I threatened to cancel, only for them to bring it down a few dollars lower.
If I were to cancel and redo the policy as a new client, they would charge me what they were charging me before. So, it’s a lot of back and forth with American Home Shield. The customer service is not friendly. They don’t understand what I’m saying. It’s horrible.
I’ve been with American Home Shield for over five years, and I wouldn’t recommend them.

I usually submit a claim online. You’ll get a text from the contractor and say that they’ll call you to schedule an appointment. I guess, it’s accurate for what they say is gonna happen. Generally, I’ve not had any issues with the technicians.
Everything is usually good. But just like with any kind of insurance, a lot of times, you end up waiting longer than you would be if you were gonna pay out of pocket. You wait to get the appointment, and then there could be a delay. That's the biggest thing. If it’s something that needed a part, then you’re gonna experience a longer delay. A lot of times, we just go in knowing that we’re gonna have some delays.
The last call we had was an AC repair. The technician wasn’t able to fix it the first time. He stayed really late that night, 10:30 or something. Then he had to bring somebody out the next day, and they were able to get it fixed.
Most experiences have been great, but there’s always those few that end up taking a lot longer. It’s a little discouraging.

What happened was, I’m able to lower my AC’s temperature but it wouldn’t restart. I got the HVAC company to come out there, and then the technician changed the capacitor. He said the capacitor was out of spec, and it has to be within 5% of whatever the level or limit is.
The AC worked fine that day. The next thing you know, it tripped and didn’t restart. The technician said it’s something with the breaker, so American Home Shield had an electrical company come out. The electrician swapped out the AC breaker and put a stronger one in.
From that point on, the breaker tripped automatically and the AC won’t come on. I close the breaker and my lights flicker and it trips. I recorded a video of it. Then the electrician switched it back to the HVAC company. HVAC company claimed that the AC needs to be replaced completely and gave me a quote.
The technician that came out was knowledgeable. However, the electrician that they sent, I don’t believe English was his first language. I wasn’t there but my wife was, and it was hard for her to understand him.
The HVAC contractor said American Home Shield will only cover $2,000, and I would have to cover $5,000 for the rest of the replacement. I don’t have $5,000. I haven’t had my AC working properly all summer, and they came out in September the 5th. I’m sitting in my house in 90-degree temperature with my wife and kids. So, no, the situation is not resolved.
I’ve had other problems. They sent a technician out for my dishwasher. The motherboard was fried, so they replaced the dishwasher. They replaced some electrical outlets in the basement and also replaced my ice maker.
I’ve been with American Home Shield since 2019 when I bought the house. Since I’ve been with them, the price has gone from $70-something to $80-something. Now, it’s $120.
When I talked to the warranty company, they said it was because of the coronavirus. The materials and services went up for the service companies, and so they had to increase the price.
I’m paying $120 a month, then I have to pay $120 to get a technician to come out. It’s ridiculous. I’m probably gonna look for a different home warranty company. The price is terrible now.
When I call, I don’t always get somebody immediately. But when there are certain issues, like a missed payment, they would call me instead. There have been times when there’s no option to make a manual payment online, or I needed to change my default payment method.
Actually, making a service request, doing a recall, looking at what is included, downloading or viewing my contract online, that’s easy. It’s fast and simple to navigate. Overall, I’d recommend people get a home warranty but not necessarily with American Home Shield.

This was the first time I’ve ever used American Home Shield. I’ve only had it for a few weeks when my washer died. The first people they sent out was a construction company. Why would they send a construction company to fix a washing machine?
The technician asked me what was wrong with it and I told him what it’s doing. He acted like he had no clue, and it turns out he didn’t. He ordered the part three times which took a long time to arrive, but it still did not fix the washer.
I asked American Home Shield if I could get someone else, but they told me I’d be charged another fee. Another contractor came out and also ordered another part, and that was a three-week adventure. In the end, nobody ever ordered it and was not on record, even though they told me they’re going to FedEx it.
American Home Shield finally decided that they’re going to give me a new washer. I asked the warranty if I could cancel and get a refund. I’ll just get it fixed or replace it myself next time within a day. Ultimately, I waited nine weeks, then I got a brand-new washer.
It seems as if they try to dodge everybody. They have a reputation of holding out on repairs until someone gives up and buys instead. They’re much more concerned with getting surveys than they are actually getting work done. I’ve filled out a survey every time anybody came by or talked to anybody, and that’s really annoying. Anyway, they’re incredibly incompetent. I’m not impressed at all.

The fan and the motor for the fan of the refrigerator were not working right. I called Home Shield to get it repaired, and they came. The technician thought it’s gonna be fine, but then it fell off again, and the motor was making louder-than-normal sound the whole time. Eventually, they decided to order a replacement motor and fan. The technician came back and installed them. The refrigerator now works perfectly. I am pleased with everything except the price. It’s pretty expensive and I have been paying them more than I’ve been getting out of it. Still, it’s protection against that huge item that could cost thousands of dollars.

I have used American Home Shield before when I worked in another state in real estate. I was a realtor in New Jersey and I used to recommend them a lot. They were good. Some people that have come out over the years aren’t as good as others. My problem with them is the cost is very high right now. I am dissatisfied with the price I’m being charged every month. Recently, my clothes dryer stopped heating on certain cycles. I told American Home Shield what was happening and they sent people out. The technician came and worked on it. His English was limited, but he was very good and he knew what he was doing. Occasionally the dryer still stops heating on certain cycles, but maybe, it’s because it’s old.

I have been an American Home Shield (AHS) customer for roughly ten years, carrying the same premium plan for my single-family home. When I started, I paid about $45 per month. Over time, the cost crept up steadily—reaching $103 by 2023 / 2024—and now I’ve discovered yet another increase to $123.99 per month, a full 20 percent jump.
When I called customer service to ask why, the only explanation offered was “global inflation” and a need “to continue providing great service.” That answer doesn’t line up with the facts: global inflation is running around 5–6 percent, not 20. Competing companies such as Liberty Home Guard quote roughly $68 per month for nearly identical coverage in my ZIP code (92130). After a decade of timely payments and minimal claims, this feels less like inflation and more like a loyalty penalty. I’m disappointed that AHS continues to raise premiums so aggressively without transparent justification. I hope AHS leadership reviews this policy and provides a fair rate adjustment for long-term customers.

Worst home warranty ever! Please never use them. They all are foreign and read from a script and no one cares. It took longer than a month to get my ice maker ordered due to the lack of communication on American Home Shield. Something was told to me every other day I called.

This company is a joke. Complete garbage service. I have been a member for 6 years in my current home and for years prior to that in a different home. We have literally paid them multiple thousands of dollars. Our furnace went out and so far, we have been getting the runaround for over a month (while the cold weather is setting in at night). The issue is the expense of the parts required to fix the furnace. They don’t want to pay it. You will only be able to speak to a customer service representative or the escalation department. Both just make excuses and nothing gets done. You will never speak to the authorization department or a manager. They shield them from all of this. I cannot tell you how many hours I’ve spent on the phone with them but I can tell you that they are a complete nightmare to work with. Buyer beware!!

I am updating a prior review I wrote October 8, 2025. I wish I was able to update this information in that actual review however, I hope this helps. My original review was a significantly lower rating due to denial of the claim as the original technician said he could not get to the attic fan and that it needed a roofer to fix it. This is what was submitted to AHS with the denial. Upon reading my review, Ken M. with the AHS Social Media Team reached out to me to research the issue.
Ken and I had a call to better understand the situation and my frustrations and offered something I wasn't aware of, a second opinion on the claim denial. After Ken offered this, he also secured another electrical provider to come review the issue. Ken explained the options to me about requesting a second opinion on a claim denial and that as customers, we have the option to do this each time. We had a little scheduling mishap but, were finally able to get the contractor to review the issue on October 21.
Original Review: Oct. 8, 2025
AHS acquired my previous home warranty company, Landmark Home Warranty, and transferred the contract. Service has been spotty at best but, all claims over $200 - $250 have been denied, leaving me with significant out of pocket. As my contract is expiring, I advised them that I would not be renewing the agreement. That is when they started the hard sell and passing me to three different people, none of whom would take no for an answer when I told them I would not renew.
The most recent denial was for my attic fan, a covered item under the warranty, but the electrician could not get to the fan and said it needed to be serviced by a roofing company. The technician's write-up stated it was unsafe to get to the fan but, I can get to it with a ladder through the attic. I have attached photos to show the space in the attic to get to the fan.
Another denied claim was for my spa heater, which was covered under the warranty. They stated that there was a freeze that damaged the spa heater and caused the leak. The pool filter ran constantly during the freeze and there was no indication of frozen pipes, ice outside the unit, or leaks. This resulted in a $5,000 out-of-pocket expense to replace the pool heater.
Electrical issues and other pool equipment issues have also been denied, resulting in significant out-of-pocket expenses. These due to their terms and conditions, which are ways they use to deny legitimate claims. Now, they have some very good contractors and I have saved the contact information for these contractors as I will use them but, don't see a need to pay a monthly fee for continual denied claims.

I submitted the ticket through American Home Shield’s site, and it was easy. Fast Response Heating & Cooling came out and fixed it, but about three days later it was doing the same thing, so it wasn’t resolved at first and they had to come back out. Now everything is performing good.
I’ve had AHS for about six years now, and even before that for a long time on different properties. My experience is that I have a good list of access to a lot of contractors, but I don’t appreciate always having to come out of pocket because of the hidden charges they say they don’t cover and I’m paying anyway. Still, the convenience and security of having a one-stop shop to get maintenance done pays off, it works.

I’ve had AHS for a year and have not been able to use it. I don’t feel like they’re going above and beyond to assist the customer so for that, I’m gonna be cancelling and looking at other companies.
The techs haven’t been the best. The first situation I had was with my AC. The technician didn’t seem very knowledgeable. They only covered the repair but then they wanted me to pay out-of-pocket for the Freon. It was a ridiculous amount of money so I had to go and find my own person. Then with this recent claim, it was the same thing. They didn’t give me any other options. They only sent one plumber and then they told me that if they sent out another one for a second opinion, it would be an additional charge.
I hope they provide other options for the customers and not leave them feeling like they have to figure things out on their own, especially for those like me who is a first time home buyer. I’ve only been in this house for a year and I’m still trying to figure things out. I don’t feel like they were very helpful in this instance. I had to reach out to my own resources to get this situation figured out and resolved.

I had a water leak and then Patriot Plumbing was sent. They found the water leak and repaired it. But I asked them if they saw any other leaks under my house and they said no. Then, I found out today from the water company that there is still a water leak and it’s as big as the one that they fixed before. I was thinking that they didn’t get it all done and I was wondering if somebody can come out and check. Other than that, the customer service has been good. The technicians are courteous and they know what they’re doing. They get the job done.

My air conditioner was not working, and I submitted a ticket, which was easy. American Home Shield first gave it to one company that didn’t show up. So, I asked for another company. They then switched it to May Heating & Air, and let me know that they will be coming.
The contractor who came was fine. He told me that it needed a compressor. And then he brought a compressor, put it in, and it didn’t work. So, he had to order another one. And then they came back and put it in, and it’s working now. I was without an air conditioner from August to late September, which was during the hottest month on record in the country.
I like the coverage that I have with AHS, but it seems like no matter what the service is, they always find a portion that’s not covered. And I always have to pay $2,400 and $1,000 in spite of having American Home Shield, which has been my experience on the two air conditioner repairs that I’ve had.

American Home Shield needs to do a better job of vetting their vendors. The contractors were fine. The problem was with American Home Shield finding a vendor. And getting the claim submitted was easy, but getting the claim resolved promptly was an issue. I also like that the service with AHS is online, and it seems to be streamlined, but they need to improve their level of communication.
With my recent claim with Patel’s Plumbing, I had a water heater that wasn’t working. It took too many days for AHS to assign me a vendor. And they initially assigned me a vendor, but that vendor responded two days later, advising American Home Shield that they couldn’t do the call. In the meantime, nobody had contacted me in two days. And then I had to go back and start over. And they put my claim at the back of the line. And it was two more days before Patel’s Plumbing was actually able to get there. So, I had no hot water for four days.
AHS is a process that you can utilize if you need to make a call to streamline getting service. But if I can pay for it out of my pocket, I would go with something else. Warranties are good for expedition. But lately, I’ve seen in the last two or three years that the warranty companies are losing in the customer service area of being expeditious. So, they have to do a better job with who they deal with.

My initial complaint two months ago was that the AC was not cooling. So, I called AHS, and they sent Patriot Plumbing & Heating out. Patriot sent a younger person out, and I know that they had to come back out a second time. And I think the first time out, that technician could not figure out what it was doing. And then, the second time out, they sent out a different person. And he was very knowledgeable. He might have been a foreman-type thing. He got it figured out and corrected it right away. And the AC is performing good since he came out.
I’m a Realtor, so I sell a lot of their plans. I’ve had their plans for a long time. And they’re slow to get people out. It usually takes two or three days to get a response back from the actual technician who's gonna come out. And a lot of times, it depends on what it is. I know everybody’s busy, but if you’re not getting heat in the wintertime, if you’re not getting cooling, and it’s hot summer, when you call those companies on those things, they get to you quickly.
I’ve had issues with different appliances a number of times, and it takes them two or three days to get the appointment set up. I’ve got one going right now, and they got back to us yesterday, the first working day, which is fine, but they’re not able to get to us till the 15th to actually come look at the system. And I know that these appliance companies, there’s not a lot of them that do that kind of servicing work. But I think on the appliance side of it, it just takes a long time to get them here, to get it diagnosed, and then it takes two, three, four, five days to get it approved through AHS. So, if you put in a claim, it might be three to four weeks before you get it resolved.
But on the back end, they take care of stuff. They are good on the back end as far as what they’ll pay. But the upfront timing to get it diagnosed and to get it figured out as to what the claim is and what they’re gonna do, it takes a while. So, they’re good at getting it done, doing it, and paying for it. It just doesn’t happen fast.

I reached out to American Home Shield online, and it’s easy to use. They sent Advanced out for my dryer, and they did a good job with the evaluation and everything. They gave me a diagnosis and told me what was going on. And since they did the fixes for me, I haven’t had any more issues. I don’t have any problem with them.

I had a unit that consistently would not cool during the peak heat months. At least once or twice a week, the cooling would stop. So, May Heating & Air came out, assessed it, and cleaned up some stuff. And the young man was very professional, and he took his time. He didn’t just assume or do anything. He asked me to go out with him to look at the unit so that he could explain what he’s doing.
And he did a thorough coil cleaning and checked everything. Checked the circuit boards and the heat exchangers. And I do have limited experience. When I was in college, I worked as an apprentice HVAC mechanic. So, I knew what he was talking about. But he was just thorough, courteous, professional, respectful about coming in the house, if I wanted him to take his shoes off, or if I had any requirements or any pets. He was just aware.
I submitted the claim online, and May Heating was the luck of the draw. I’ve been getting another company prior to. I think it was Piedmont. Obviously, they had not remedied the problem, or I wouldn’t have been submitting another claim. I was able to submit it online. American Home Shield’s online ticketing system and submitting a claim is very easy. It’s a small deductible, 125 bucks. Sometimes there are additional charges for things that aren’t covered by the warranty. But these trips for the AC were covered completely for the 125.
As far as American Home Shield goes, one disappointment I did have with them is that because I felt it was a continuation problem that had not been resolved yet by their qualified technicians, I didn't think I should have to re-pay. But they said because it had been longer than 30 days, it had become a separate claim, which I didn't agree with it. But they stood firm on it.
And American Home Shield, too, about every three months, their price will go up by $10 per month. I think a little more communication to the consumer when the price is gonna change would be nice. But they've been very easy to contact. And their customer service reps were courteous and helpful. I found them very handy. And I periodically review any continuing subscription services that I have and go look at their competitors. And you can call them and play them against each other and get a better rate. In all fairness, if you compare them to other merchants, the price differential is not super significant.

The remote mechanism in the garage door was not working, but AHS sent out a contractor. They replaced the mechanism and now it's working.
My husband didn’t have issues submitting the claim online. The only problem was it took the contractor a while to come out, longer than we had hoped. He couldn't come out for a week or so. It's because we live in an area where there aren't very many people under any home warranty policy, apparently, and the contractor had to come from somewhere else to come here and work on the garage door. That's why we changed to American Home in the first place. The previous company we had couldn't get anybody to come out and work on whatever it was we needed.
Other than that, everything else with AHS was fine.

I had Flash Garage Door Services come out because the lights went out and I had to do it manually, and then it started smoking when the lights came back on. Both of the contractors were real nice men, and they didn’t try to scam me. They had their work with them, and everything has been working good since. I’ve been with American Home Shield since I’ve owned this home, since 1999, and I haven’t had no problems.

AR-TEX came out and said something was wrong with the compressor, but I didn’t get anything done until almost a month and a half later. The part was sent to the wrong address twice. After constant calls with customer service almost on a daily basis, I kept getting the runaround. Come to find out, American Home Shield hadn’t paid the distributor. They were 122 days overdue. That’s why I wasn’t receiving my part.
Finally, AR-TEX came back out and found there was a leak. Everything was corroded. They couldn’t replace the compressor, and I had to wait another two weeks before I got a unit. So, I ended up getting a brand-new unit and having to pay $2,300 in non-cost. The problem was not really with them, it was more with American Home Shield.
I’ve gone through legal and the escalation department and never spoke to anybody. I was without air for almost a month and a half in 100-degree weather. It caused hardship on my family. It was a horrible experience, and I definitely am very disappointed. I would not advise anybody to go with American Home Shield.

My mom had an appliance issue with the refrigerator and the stove. The ice maker wasn’t working, and the stove top cracked. I called American Home Shield, and it was easy to get the claim submitted.
The contractors were good. They explained what was going to happen and whether they were going to order the parts. I got an email saying the parts were delivered, but I had to call a week later, and they said they didn’t have one part. I’ve had the home warranty for three years. They do help and resolve issues, but sometimes it takes a little too long. It’s a little pricey, but it does work.

I’ve been on and off with American Home Shield for about 19 years. I usually file claims online using my phone because I can go into the app. The technicians analyze what the issue is, they go back, and then AHS always say no. It’s fascinating. When my refrigerator was leaking on my wood floors, they said it’s a known problem. It’s not. I was like, "I had a Samsung, and they haven't been sued for their refrigerator. So you can't use that as your excuse not to fix my refrigerator.“ They wouldn't, and they said they’ll send someone out." I said, "Why if he's gonna then say the same thing?" So I just bought a new refrigerator.
I had a plumber here for something else 'cause I didn't have time to wait for AHS to send me a plumber when my toilet was leaking. They checked my water heater and said, "Your pressure is not right. This means that it may be failing or there was a thing on top of the pressure. You really need to replace this pipe."
So I put in a request. A guy came and said the pipe needs to break before it could be fixed." I was like, "If it breaks, water would be all in my house or my heart would burst. I'm trying to get ahead of time." That didn't get fixed either. I did keep the contract, but I was like, "I am not going to pay you more money when you won't even service the stuff that I need serviced."
It would be better if they say that there is actually a problem. The homeowner is trying to get the problem fixed, because if it's not fixed, it would lead to other problems, and they wouldn't fix it. I get all my air conditioner, water pump, and furnace serviced. I get a service contract. They're serviced twice a year so I always know.

My air filter was clogged and it was backing up and freezing my system. Quality Air came within 48 hours to assess the problem. They were on time and were professional, yeah. They didn't really speak a lot of English, so I really couldn't communicate that much with them. They did fix the problem, though. I’ve been with American Home Shield for 10 years. The price goes up every year, but that's everywhere. Overall, they provide good service.

I was with American Home Shield back when I was living in DC for 20 years. Since I moved to Florida, I went ahead and renewed it down here. This is the first time I have used them since I moved. I had a stopped up drain in my wife's bathroom sink. She had a lot of hair in it and the contractor cleaned the drain out. He was very helpful. He pulled the little thing that catches all the hair. He also gave me a helpful hint on how to do it next time. I have spoken to several of my family members, letting them know about AHS. I've always told them they don't always need to call a plumber or somebody like that. If they have AHS, if the sink broke or something like that, they can always call them and reach out.
AHS keeps going up on their charges, though. I was with them for a long time and it was only $25 for the downpayment. Now it's like $100 or $125. Also, when you have an issue with your appliance, your first instinct is to see if you can fix it. With AHS, if you have tried to fix it yourself, a lot of times they don't wanna accept the warranty or help you. They also only take care of the things that are in the house. What happens if you have an issue outside the house? A prime example would be my air conditioner. It's outside the house. Would they look at it if I have a problem with it?

We've had American Home Shield for probably 10 years. We are a long-term customer because we have a few properties and all of them are under AHS. In the beginning, when we started with them, they were a bit callous. They weren't as quick to repair things as they are now or weren't as willing to do it. You'd wait for weeks. They come out then end up deciding, “We couldn't do this.” You'd have to go back and scream at them again and wait another week. I ran into a couple problems, but they've gotten better on the last few repairs. Now, they give you a commitment on a date, usually within a week. They connect you with the contractor and their number, and you could call them or they'll call you.
My last claim was for my washing machine and my microwave. There's a rubber seal in the washing machine’s door that was leaking and needed to be replaced, while the microwave stopped working. I had two service calls. The first one, the gentleman claimed he could not take the microwave out of the ceiling. It was over the stove and he didn't have the proper tools. He aborted the job and told me I needed to get back in touch with AHS and put in a claim again or see why it couldn't be done.
I called AHS back again to say the guy said he couldn't do it. I made another call and Passion Service Pros looked at it. It was a GE rep, a certified specialist who came out and it was resolved. Everything works fine now and I’m satisfied. They also gave me a number to call and options so I could select the microwave that they recommended. I chose one that fit the space of the microwave that needed to be replaced.
I live in one location and my properties are in another where my tenant was living. My tenant, on the week he was moving out, told me he had a problem with these two appliances. I had nobody to be there when the guy came to look at it, so I asked the tenant, “Can you stay an extra week?” He really couldn't, so I had to leave Connecticut to go to New Orleans just to wait for the guy to come look at it.
Once he looked at it and said what the case is, I had to wait for him to come back. I don't always have that kind of time. It just so happened that the second time I went back because the tenant wanted to leave, the appliance was coming the next day, which was good. They gave me a date on when the repair was gonna be made, so I went back on that date and got it done. I could come back home to Connecticut, but now I'm waiting to go back to rent the place.
AHS can improve the promptness of getting out to your appliance. If I call them for something like a refrigerator or washing machine, I might get it in a week. But if I go for my central air conditioning, it might take two weeks. You could wait a while but that's based on supply and demand. Central air goes down. It's summertime and it's hot, and a lot of people might be putting in calls.
Sometimes, the people that they send out aren't qualified service people. They sent a guy out to do my garage door. I knew what the problem was and wanted AHS to pay for it because I've been paying for their service. The guy came out and didn't know what he was talking about, but he said it was fixed and left. It wasn't and I was upset with it. I called AHS back, but I didn't want to get bothered, because I knew what it was. I went on and fixed it myself. It was a cable issue, and rather than worrying about it, I just did it myself. I gotta call them and hope I can get them out here in the next couple of days. Overall, I've been comfortable with AHS. I've recommended them to family members. They've tried other services and haven't had success. They're gonna compare them to AHS and that’s why they got that bad feeling.

My dryer would not spin as the part that they put in originally did not work any length of time. So, it was the same problem that happened the next time. When I submitted the claim, I spoke with someone and my interaction with her went okay. I had to struggle and decide that I was going to leave American Home Shield before she understood the situation. The contractor from ATL was great, and he told me not to put a few more towels in there because the weight might have caused the problem. So, we have tried that since then, and, so far, it has been working fine.
I have American Home Shield for the old house we bought as I like having peace of mind on all the appliances. I like the convenience of going online and getting a quick turnaround time. But it could be challenging for having some system that can just be continuously be repaired poorly. It is like it has been set up with some loopholes that do not make it customer-friendly. Something has shifted over the years that was not that way originally.

2 years ago I had an (AHS) contractor replace the condenser and coils in the attic. Two weeks ago, my HVAC was blowing out warm air. I went online and scheduled a service. A technician arrived the next day and diagnosed the problem. They said it was not covered. I explained that the installation was through a (AHS) contractor. I called (AHS) and asked why the fix wasn’t covered. They said I had to call the contractor and coordinate with them for the fix. This is a problem that occurred because of their contractor. The escalation person on the phone was less than helpful. They truly do not care about the customer. They were great years ago, but they are now worthless. Save your money and hire your own contractors. It’s not worth the headaches.

AHS has not completed a dishwasher repair that began 8/4/2025 as of today 10/7/2025. I have made several calls to AHS starting with sending an incompetent repairman which I requested a 2nd opinion. AHS did not honor my request. The parts were ordered twice then the repairman came on 9/25/2026 with uncertainty that those parts would work. He had AHS order those parts. He left my house after 15 minutes stating he could not pull the dishwasher out.

I am not pleased with American Home Shield because they told me that the refrigerator parts have not come out yet. It has already been two months. Now, I got a replacement coming for my microwave. So, the microwave is going to be installed. Somebody should be giving me a call about that because I had to order it to get it replaced. Overall, when I make a claim, the experience is good. Customer service calls back with updates. But when they say someone should be calling you back with a date to come out, they never come for the repairs. I have to keep calling.

The microwave stopped working. I went online and just submit the claim and process is easy. I then get a message from them telling me when they’re going to schedule it or I need to call in to schedule it. We’ve been with them for a long time and Reliable is their go-to for appliances. Some of the other ones relative to HVAC are so-so. Reliable is on top of things. The contractor was great. He said he had to replace a board. He tested something that was no longer functioning. It would have been cheaper to buy a new microwave.
What I like most about AHS is can just go online and submit your thing. It collects the $100 which is a deductible. And then they reach out. They tell you who they’re reaching out to, and that we should be getting a call, and if we don’t, call the contractor. I like that I have the coverage when I need it. The coverage may take a little longer, like we had it at our home before the condo, and they kept trying to find parts to fix the microwave. And eventually, the parts were no longer available. At some point, it doesn’t make sense to keep having Reliable come out to fix part after part. Who’s making the decision there about what’s best for the customer and what’s best for the company?
I like that I can choose the things that would have coverage. You have to weigh how old your appliances are and if they are going to need some sort of repair in the future. You may pay it for a year. Nothing’s cheap today to have anything installed by somebody.

The air conditioner stopped running. I called in American Home Shield and then they sent out somebody who fixed it. I called them and I told them that one of the units stopped working. It’s not cooling. We have a one story house, two units, and it’s a split unit. So, on one side, it was on and off, but the other side, it just completely stopped running. It was just blowing hot air. The contractor came out, changed the piece, took a picture and left. He knew what he was doing. He made it work, and it’s working fine ever since.
I have complaints about the plumbing. The company wants us to pay a lot of money out of pocket so I’m not happy with the plumbing situation. This house is only 21 years old, but they’re saying that my water heater had to be brought up to code. Even though I told them before that the water heater leaked, they gave me a hard time about it. The plumbing company told me to come up with an additional $500 out of pocket. I’m not happy about it. I have already paid the deductible $100 on each problems. I paid $100 for the AC repair, and then another $100 deductible for the plumbing.
Another problem we have was the shower making a lot of noise. Every time we turn on the water, it’s vibrating. The plumbing company does not wanna cover it. They’e saying that we have to pay out of pocket. They're either playing games with us or they’re telling the truth. I have to find out. I have to call American Home Shield and explain to them what’s going on.
AHS is a good company. We also had them years ago in the past. I would tell a friend or a relative to get the best policy and make sure everything is covered. Overall, they do a good job, go out of their way and work hard. They pay people money out there and try to keep their clients satisfied.

Total crooks. They couldn’t find a tech in my area or come to agreement with the only local outside contractor. Left me and my family hanging with no hot water for over a month. Then only refunded me $500 back out of $1650. Plus I lost two 125$ service fees and still won’t make it right. Don’t use them.

I filed a claim for a dryer. And it took over a month and a half to get it fixed. My dryer stopped working. It was a belt and a pulley issue. We were talking about simple things to fix. A normal repairman would have had them on his truck the first time he came out. Every time they come they needed one more thing and they canceled on me three different times. I took a day off from work and then nobody showed up at my house.
They really met the minimum requirements. When I had a dishwasher issue it took over three weeks. And my dishwasher still leaks. I’m probably going to cancel my American Home Shield.

I called to put in a request for a microwave. First, I didn’t even know that it had been running and it would never cut off. Then finally, it just blacked out completely. The contractor who came was fine and everything has been good since.
The previous owner of the house had AHS and as a gift, they paid it up for one year for us. Once it ended, I switched the contract over into my name and then I just continued it on. The main thing I really like about it is that any issues I have is always resolved. Whenever I call, they take the claim with no problem and I never had any issues as far as no one coming out or if the plans didn’t work anymore. I’d tell my friends to get it because it comes in handy.

I just dropped American Home Shield after 2.5 years. Customer Service was horrible. Finding an agent that you can understand, not to say, expecting one to fully understand English is rare. There is no Supervisor if you have a problem with one of them. They say one will call you back after 72 hours. That don’t happen and who wants to wait 72 hours when you have an agent with a bad attitude? Stay away from this company. With their poor management, this company won’t keep customers.

AHS techs are okay most times but the last one I had was not knowledgeable of how the service go. Also, they could outline the contract better. I called in last time and they told me something was covered. Then when the people submitted the ticket, AHS turned around and denied it saying it wasn’t covered. There needs a better understanding of what’s covered and what’s not. Other than that, submitting a claim is easy and customer service is okay.

Our garage door opener quit working. The contractor they sent was good. He changed the box of the opener and it’s been performing great since. I have told friends and family that they need to get American Home Shield. Putting in service request online is easy and I like how prompt the service is. I’ve been with American Home Shield for two years now. I wanted to have some sort of coverage in place when things go wrong in the home. I had two bathroom sinks that were loose, so there's a drip. There was also a more significant leak from the kitchen faucet. I did the claim online and they have a good website. The scheduling of a contractor to come when something breaks down is fairly easy.
The plumbers from Waldorf Plumbing were horrible, though. They didn't complete the job. This is the second time they've come to my home and they’re not good. I've also heard nothing from either Waldorf Plumbing or AHS since I reached out to see if I could have someone else. The service of AHS works, but the quality is not that great. What could be improved is to have better vendors that they work with that are contractors.

I recently had a claim with American Home Shield when my heat pump wasn't working correctly. So, they replaced two units for me.
Technicians provided good customer service. They were very polite, attentive, and I was really happy with them.
I'm really happy that I switched back to American Home Shieled. The reason I switched was during pandemic and it was hard to get anyone around here during that time. And that time, customer service wasn't there with American Home shield because they were shorthanded.

I've had American Home shield for six years. Recently, Alaska Plumbing came to check our sink because it was leaking. What happened was they said that our American Home Shield will not cover the crack on the sink. So all the charges will be basically our responsibility.
We're looking for a new home insurance because American Home shield's prices increases every year, and it seems like the amount of money we've paid every year would have covered the things that we're currently experiencing. It's significant for us to start looking other options like auto insurance.

I called and spoke directly with a representative from AHS, who called me back when I didn’t get him, when I submitted my claim.
Climate King came to address my AC issue which was a stoppage from the drainage. I had no issues at all with the contractor and everything was fine when he left. He unclogged and cleaned it out.
What I like most is that AHS reaches out. But what could be improved is the timeline for them to reach out, which should be within 24 to 30 hours. So, if something serious comes up, it could result in more damage.

I used American Home Shield for two appliance issues. My washing machine wouldn't run and there was an alarm that kept going off, and a wine refrigerator what wouldn't go into the frost cycle.
Submitting the claims was very easy. I did the first one online and I called about the second.
The contractor who came was excellent. He diagnosed the situation and then said, he really had to do a lot of work on the refrigerator in particular because he couldn't find the model number. It took about two weeks to get the parts, but once he got the parts, he fixed everything within two hours.
I would say that these appliance repair guys that came were excellent. I struggled a little bit in my last submission where I had some air conditioning issues. It took several visits, part orders, and a long time to fix, leaving us without airconditioned in the middle of summer. This repair, however, was smooth and easy.

I’ve been with American Home Shield for about five years. And I recently had a claim.
The original vendor that was supposed to do the repairs canceled and nobody contacted me. I had to reach out to see what was going on and found out the vendor had cancelled. So they assigned Sears, and Sears had a scheduled appointment between 8:00 AM and 5:00 PM which is a crazy window. but never showed, called, or emailed. My wife stayed home all day. I had to reach out to reschedule and they did it again, but they emailed me right before 5:00.
When they finally came after rescheduling they only repaired one appliance and decided not to fix the second, for reasons I can't remember. Now it’s been reassigned and I'm still waiting three and a half months later for one little part of my dishwashing machine to be repaired.

I filed a claim because my washer wasn’t draining properly. It would wash, but once it started to cycle, it would hold onto the water and not pump it out. I was told that Sears would be following up with me about my appointment, and they did. I was able to see who was coming out and stay informed throughout the process. I actually had two claims. My dryer is working perfectly, but the washer still isn’t working because the technician had to order an additional part, which is supposed to arrive tomorrow.
What I like most about the service is that once you call them and put in your claim, they come right away. It’s great, especially when you have things you’ve put a lot of money into that could go wrong once they’re out of warranty.

My air conditioner was not cooling so I called American Home Shield to submit the claim. It was fairly easy to get through to a representative, though I did have to wait on hold a few times. They sent out a contractor, Happy Bear Inc. The service was okay — not great. They came out, went up to look at the unit, and that was pretty much it. They said they added Freon and addressed an electrical issue, but I told them it wasn’t going to fix the problem. They were here very early in the morning, and I explained that once it heated up later in the day, the issue would happen again — and it did.
I called them back immediately and also called American Home Shield right away. They eventually sent someone else out, but it took a month. The second company was good, but the technician told me his hands were tied because of American Home Shield.
I am not happy with American Home Shield at all. I’ve had them for several years. I was with them many years ago and thought they were decent back then and easier to work with, but now they’re much more difficult. I’ve had ongoing issues with my air conditioning. I called a company out on my own because American Home Shield couldn’t even get someone out when my AC went out in the middle of summer. It was 118 degrees, and I had no air conditioning for more than three days.
The third-party company told me the unit needed to be replaced. So I got approval from American Home Shield, and was told to go ahead and replace the air conditioner and that I would be reimbursed. But when I asked for confirmation in writing, they suddenly wanted a second opinion and then denied it. They’re terrible. They deny everything and look for every little thing to deny coverage. Even some of the contractors they sent out said American Home Shield won’t cover anything.

However, for my most recent claim, the technicians were professional and friendly. A part of the unit was clogged and leaking water into the floor underneath. They unclogged it, put some type of drainage, so that it wouldn’t clog again, and I haven’t had any problems since.

I’ve been with American Home Shield for about two years because I have an older home. I had to make a claim one time because my air conditioner wasn’t working. I called and spoke with a representative who was very professional. The person they sent out came right away and put the capacitor on the air conditioner.

American Home Shield provides the best service in my area. I previously had Choice, but their service wasn’t good and they didn’t have any providers available. I’ve been with AHS for the last year, and whenever I make a claim, I can do it online or over the phone. I usually call, and they take my information and get the claim started right away. Their customer service is good, as is the technician they send out.

I had my first claim with American Home Shield for some plumbing issue. I went online, but I messed something up. I didn’t feel like the options were available that I needed. So I ended up calling to make sure they had the right information. The gentleman who came from Pipe Dreamers Plumbing was very experienced. He was very efficient and thorough with his work and craftsmanship. He cleaned up after himself and he resolved the issue. While all has been well since the repair, the leaking caused secondary damage, but the secondary damage wasn’t covered. I’ve had other insurances where it is covered, so I was a little disappointed about that. But still, for the price that I pay for my warranty with AHS, it’s worth it.

I’ve had American Home Shield for close to a year, and they’ve been doing a good job. I had a sink faucet that wouldn’t stop leaking, so I put in a request and they were out within two days. They fixed my sink faucet, and the claim process was good.

Terrible an employee confirmed replacement and they still won’t. They are probably out of money due to all these complaints. They owe more than just replacement and we have proof. They don’t care about their customers and hire contractors that even state on their complaints that they only work for AHS to appease them.

I have new home 2 years old. The well pump pipe burst. AHS refused coverage on well pump, the loopholes are diabolical, the plumber said was gasket, one guy told me was a gasket then it was busted pipe. Otherwise neither one is covered, Marion the ** rep ** what’s the matter of fact it like she didn’t give a darn one way or the other. I don’t even know why we have to call foreign countries, but I don’t think calling to America is any better. Everything is just protocol, raking the money, deny the claims, raking in the money, deny, the claim denial, rake in premiums, deny the claims, said I had to live with their decision.
You guys be careful. None of these companies are worth a darn, I feel like in America. We’re just stool pigeons. Thank you guys for letting me vent, but if anybody can respond with a better home warranty company, please let me know especially for us at living in rural communities that need our well pump and a company that’s honest and reliable, thank you.

They're the worst. If they don't make up excuses as to why something isn't covered, they're trying to locate a part for months - instead of just replacing the unit. Meanwhile you go with A/C or a washing machine. Do NOT use them.

We’ve been loyal American Home Shield customers for over six years, paying thousands of dollars to protect our home. But after this experience, I can honestly say AHS has become nothing short of a scam when it comes to honoring their own coverage. Back in February, we had a technician come out because my husband’s office wasn’t cooling properly. The tech inspected the system, confirmed the duct-work needed to be replaced, and gave us a written estimate for $714.75. Since AHS covers duct-work, we expected them to handle the repair.
Months later, after recovering from surgery, I checked our contract and called AHS to confirm they had the February estimate on file. They claimed they never received one. So they reached out to the service provider to request a copy — and somehow, AHS ended up with a new estimate dated August, even though no one ever returned to our home. That alone raised major concerns.
Then AHS sent us their version of a “repair estimate,” and to our shock, it was $2,590.00 — more than three times the original cost. I immediately called for clarification and spoke with Marge, who admitted it sounded off and said she’d find another company for a second opinion. After waiting nearly two weeks, she called back to say she couldn’t find anyone, that they were closing our ticket, and that if we wanted it fixed, we’d have to pay for it ourselves. When I pressed her for answers, she kept repeating the same lines — and then hung up on me.
This is absolutely unacceptable. We’ve been paying AHS for six years, and when it comes time to actually use the service we’re paying for, they dodge responsibility, inflate prices, and shut customers down. Their behavior feels like a scam, plain and simple. AHS needs to be investigated for how they handle claims. Customers deserve honesty, transparency, and respect — not runarounds, inflated “repairs,” and rude representatives. We will be warning everyone we know to stay away from American Home Shield. Six years of loyalty clearly means nothing to them.

After a year with them and no claims whatsoever, at renewal time they increased my premium by over $200 a year, and changed my service call price from $60 to $100 for no reason whatsoever. Inflation is not a justifiable reason, in my mind, especially since I have had no claims, and especially since I have a new roof on the house which I paid for.

I am currently in the process of disputing a work authorization. I’ve had 3 service requests within 3 months regarding my air conditioner. Each time the contractor has tried to piece mill it together. The contractor is recommending a new unit but AHS is misrepresenting his recommendation and is forcing me to get an evaporation coil and pay $2600 out of pocket. This is unacceptable and the language barrier is exasperating the issue. We have been customers for years and this isn’t how a warranty company should handle their customers. I do not recommend anyone purchasing or renewing their contract.

I really wish I could 0 star. AHS has turned into trash! Sending out trash contractors, then claim they're don't cover this or that. Something else has to be corrected before something is covered. My main complaint at this time is my plan was auto renewed. I called in and asked for to cancel literally the same exact day they drafted my account. They offered a discounted plan, I accepted and PAID IN FULL for the year. I have gotten call after call about a balance I do not owe.
I've spoken to a million representatives and no one seems to understand, communicate or see the account information. I'm sick of having to explain the same thing over and over. I've place to service call. The last time the rep stated she had to submit a form. Here we are again today with a phone call saying I have a balance and the account is still showing outstanding. I don't understand what I need to do to have this fixed. I wish I could cancel this contract, but I'm stuck for another year!

I answered their call to let them know I would not be renewing my service and after I got off the call I got an email thanking me for renewing. I called back and confirmed I was cancelling and the next day they charged me anyway for a full year of service, 2 weeks before my renewal. I had to have my credit card company dispute the charges to get my money back.

When I initially purchased my AHS plan it was around $50 a month, later I added a policy for my Dad's home for around the same dollar amount. Every year AHS has increased the price of my policies, currently I am paying about $149.00 a month for my Dad's home and $159.00 a month for mine. I understand things are going up in price but this much!! All of us have to watch our spending, I am currently shopping for another company.

Our washer went out. I called AHS that same day to submit a claim. LA Appliance came out the next day. The tech told me that in three to five days, the part would show up. The following week, I called to ask for an update. They said, "The report hasn't even been finalized yet." The technician hadn't even put in the report. The next day, I called again. Same thing, the report wasn't finalized. It had been almost a week. They hadn't even ordered the part a week after they came. I called AHS, and I started getting on people to get something going. It was a battle with them, and I didn't get it fixed for over a month.
The first time the tech came, I took the washing machine out, and I took the piece off. Because I looked it up and they said, "It was a water drainage pump." I found what was broken and I just waited for him to fix it. When he came with the part, he replaced the part that was broken, then he said, "There's another part that's broken." He was gonna have to reorder the other part, and that took another couple of weeks. Eventually, it was a month and a half without a washing machine. It took way longer than it should have. I had to go out of my way and purchase another machine because there was no end date to get the thing fixed. They finally came out on September 26th. They also said they were going to refund me my deductible that I paid, but I still haven't seen that. I've had American Home Shield for three years now, and this is the second time I've dealt with a shady contractor that they've hired.

Our microwave above our stove eventually broke. It stopped working. We couldn't even get it to turn on, or it would cut off. Every time we threw something in the microwave, it would stop and shut off. Polished Appliance came out and couldn't get it to start up, and then also couldn't find a warranty sticker to replace any parts, as it was about 10 years old. They put it in for replacement, and I decided to just cash it out. The techs were totally professional and quick and knew what they were doing. This is our second year with AHS, and they were great.
