    There was a water leak on the AC pan and I’m still waiting on the contractor to come fix it. I’ve been trying to get ahold of them to find out what’s going on but I haven’t gotten a call back from American AC. I’ve had other claims with American Home Shield and they’ve all been good and easy experiences. I’ve had some when my AC would go out and it wouldn’t work. I would call them to come and check and it was all because of the breaker. The breaker tripped, and all they did was just click it back on and it worked. So, I paid my money and that’s all they did for it. I did that twice and I felt stupid. I’m paying for all these little payments that are just so easy. But I do it because I want to be safe and just make sure. AHS has been great but they have a small selection of businesses that do the work. They should have a wider one, which would be nice.

    The last time Pruitt’s Plumbing came out about a year ago, I didn't like the guy. My cleaning lady was here and he was busy talking to her. It cost us a lot of money besides what we had paid. It was leaking after he left. We called back and they said that the part was separate and they wouldn't fix it. It was like a runaround deal. So, I told American Home Shield that I didn't want them back but the company that they called in place of him stood us up twice. So we were two weeks without a garbage disposal and the water was backing up. So, I told AHS to call Pruitt's Plumbing out. We might have better luck this time and we did. The gentleman came in and I offered him a cold drink and he said that he was fine. He carried in a garbage disposal. He was in and out of the house in 10 minutes. It was amazing. They were wonderful. Everything is still working as it should.

    The microwave wouldn’t work and I called American Home Shield on Friday. It was automated and then I called again on Monday and talked to a person because I didn’t know if the payment went through. It did and then, Chesapeake called me and set up the time. The contractor was good, and they were in and out. The technician came in and checked the microwave, found what he needed and ordered the part. He then came back and put the part in. Since then, it has been perfect.

    My contract is renewed and I like the service, but I don’t like that they make changes to that contract and they do not tell us that this has changed. I had a complaint for my pop-ups in my drain. Before, they covered the pop-up that was broke. But this year, it’s not covered. Both pop-ups in the master bath and the two sinks are broke and they don’t cover the pop-ups now. I told them that they covered that and they went back and told me that they did cover that but the contract changed. They told me that I can go on the website and read the changes. But not everybody has a computer. We are to be relying on them to inform us of these things. They need to tell us when they're changing things or taking things out in the contract. I could’ve checked with someone else where I could’ve said that I want that added back in because most bathroom have pop-ups now. But now they don’t include it, so that means I have to fix that myself. I paid $100 for it.

    Another complaint that I have is that they demand that we pay a $100 for our copay. Before, we used to give it to the company when they showed up. Then they want you to give a credit card number. They take your money out of your account that same day or the next day you’ve made the work order request, and you may not see somebody for two or three weeks. And that has happened to me three times. I don’t like that. I have paid them, and it has been two months but the plumber hasn’t come back because they had to order a part. I don’t think it’s fair. I don’t wanna give my $100 until the people show up. They can take it out of my credit card, then they can call me when they show up, or they can go back and give it to the person who shows up. American Home Shield needs to make some changes. They're kinda getting out of touch with their customers and reality.

    The refrigerator wasn’t that cool and it was getting warm and I submitted the claim for it online. It took three days for the technician from B-Cool Heat Air and Appliance Repair to come out and he said that he had to order a part. He came back the next day, which was Saturday. He had to use some kind of heat gun to mess something and then he replaced some part. The refrigerator had been working okay until two days ago and it got really warm again.

    My parents always had a home warranty and but I didn’t know what they had. I just thought that it was important to have something like that. While researching online, I came across American Home Shield and I've been with them for a little over a year. I did a claim online when there was something with the wires of my air conditioner and it was a very simple process. It was great. I paid the little fee for someone to come out. As soon as I submitted my claim, J & J Mechanical called and set up when they would be out. It was no less than a day or so. It was very fast. J & J Mechanical came, fixed what they needed to fix, and it was good. This happened earlier April and my air conditioner has been perfect since.

    I had American Home Shield for a couple of years, then I had them for a year when I first moved in here. I prefer to call in my claims and getting an immediate response. I had them for my furnace and air conditioner cleaning and they always do a good job. Choice Plumbing, Heating and AC came out. Both of my stools were leaking a little and my kitchen sink leaked. They did the stools right away and it didn't take them long at all. They had to order the faucet 'cause they had to replace it. They came back and did it within a week. I like them.

    The ice maker quit working and then about two weeks later, everything else went out. The lights would turn on, it would get cold, it would turn off, and then everything would get warm and not stay cold. Everything in the freezer thawed out. I went online and said, “Fridge.” It said the contractor would call within 48 hours. Service One Appliance called the same day. They called quickly, but they didn't get out for a week as they were very busy. They sent a tech out and checked the fridge. He came back a few days later, put in two new boards, and then, the next week, he came out and checked it again, put in another board and the new motor for the icemaker. Then they sent a different tech and he came back and put a new board in the freezer for the icemaker. Now, it works. They were good, except the main problem was the one that we told them the first time, and that was the last thing they fixed. It was a very easy and smooth experience.

    I make my claims online and I had a little problem with the American Home Shield website because you can either click on a new order, continuing order, or follow-up. But when you click on "other", it takes away the check marks. I wanted to click two boxes and it will not let me click on them. It's straightforward - one or the other. It's continuing the same thing but I needed to put notes in there because we were not speaking to a person. It was a computer. Whoever would pick it up would not understand that it was continuing with concerns because things weren't cut-and-dried and black and white. It was frustrating that you could only check one box. The website could use some help.

    Other than that, the contractors were all fine. They were respectful people and they presented themselves. I have no complaints with the individuals that I spoke with and the ones that came to the house. They would take their shoes off which was good and they explained what they did. Since they've been out, everything had fine. I had three different plumbers come out for different things. True was for the water issue in my kitchen. There was a leak and a stoppage. Lou John came out for a faucet repair. With the plumbing situation, I'm very happy. It took a couple of visits but they got it taken care of.

    American Home Shield has taken care of things and I'm very pleased. I have recommended the warranty company. It's great to have a warranty company especially with me being a single woman and investing in a few properties. It's great to have a warranty company that you can lean on and have that support. I love it.

    The oven lights were out. Astro Appliance came out, and they were great. The technician was scheduled to come out two days from the time I called American Home Shield. They gave me a window from 1:00 to 5:00. He showed up at 11:00. So, it was significantly earlier than what was scheduled, which was a pleasant surprise. He offered to wait outside because he knew he was early, but I told him to come on right in. I had to let the oven cool down because I was using it to feed the kids. But he sat there and worked through it, and diagnosed the problem as not a fixture issue but a light bulb issue. And luckily, I had two light bulbs on hand that he was able to install, and then everything worked just fine.

    The only downside was that it cost $75. All I really had to do is replace the light bulbs. But that was kinda my mistake. I had thought that because both of them were out, it was a fixture issue. But as it turned out, both of them just died at the same time. Everything is still working okay. I plan on renewing my subscription with American Home Shield this year.

    We had a garbage disposal that had something trapped in it and it would not spin at all. I’ve dealt with some garbage disposal issues over the course of my days and I couldn’t get it to dislodge. I couldn’t tell where the obstruction was, but when the technician came out, he made it look easy. My wife said the person was very friendly, helpful, and most importantly, competent as well. He got the issue taken care of quickly and it was seamless. On the other hand, I had a stove issue too. It wasn’t heating up, so the person came out and calibrated the device. They had to come back out because there was some issue where he had to come back out.

    I’ve also had to make a few calls for some of my pool equipment and sometimes there are a few days of lag time. That’s not a problem if it happens during the winter when the pool isn’t being used, and I don’t have to worry about the walls turning green because of the warm water in the pool. When a leaky valve or a valve that had a crack in it won’t allow the pool to get enough pressure for the pump to work though, I’ve had to wait a few days once or twice for somebody to come out. I had to turn the whole thing off because if the pump runs without water pulling through it, it’ll burn it up, but when your pool sits and the water's not circulated through, you start to get green walls and you have to worry about getting ahead of that.

    It would be nice if American Home Shield was able to find somebody more local to where I am. The person comes from Concord, which is about 20 miles, and the travel time due to it not being a straight line is different. It’s a bit of trek for that particular company to come out to the house. If they contract it with somebody here in Brentwood, the turnaround time might be better.

    The AC wasn’t coming on and the technician from Air Doctor fixed that and then checked a few other things. He was very good. But we had a bad experience with Home Shield this month for the first time about the payment. When I first got it, they'd send the bill in the mail and I would pay it. Then they said that we would have to have it taken out of our account. We’re on social security. We pay AHS at the beginning of the month and it’s not due ‘til the 15th. That has been fine since we’ve been at this condo for three years. This month, at the 15th, they took it out again even though we had already paid for it. We called AHS and they put it back. Then last week, they took it out again and two days later, it was put back in. It was like we tried to get it paid three different times and nobody could answer us why. My husband didn’t wanna have it taken out if there would be a problem but hopefully, it wouldn't be.

    Appliance Solutions came out to check my washer because it wasn’t draining. I submitted the claim through the website, which was set up really nice. I was able to go through the claim easily. I was emailed about when to expect the contractor, and then they followed up with me and they got back with me quickly. The tech put in a new piece that was broken for the washer and it worked for five loads. And then last night, I went back and it’s having the same problem. But other than that, Appliance Solutions did a great job. They were very professional.

    I had an issue with some electrical outlets one time and I submitted a claim to AHS. Their contractor A & S Electric came out to do service and their timeliness, professionalism and completeness were good. I've been with AHS for 20 years now and there has been nothing I could moan and groan about. There was a time when I called them for leaky faucets but then the coverage I had was for fixtures. I wish I had known that. Still, this wouldn't change my participation.

    I had a claim for my dishwasher and the contractor was able to fix it. They were great. Submitting claims with American Home Shield has been fantastic. I've never had a problem with communication. I started doing the claims through the website, and that’s even better because I don’t have to wait for a representative. I just do it through the website, they give me an appointment, and I've never had a problem.     We had a burst flexible pipe in a wall that’s between our house and our garage. I had water pouring out underneath the side of the wall onto the slab. That started late Friday night and I called American Home Shield. They gave me Van Allen Plumbing's name and number. I called them on Saturday and left a message. I didn’t get anybody that day so I don’t know if they were working or not on the weekend. I called back on Monday at about 8:02 and got a hold of Roman. He immediately put me on the books and they were here by 9:45. They were here for about two hours. They went under and all over the house, trying to find the source. They located the source, had it fixed and referred a drywaller to us. He came out the day before yesterday and finished the repair.

    I used to have American Home Shield a couple of years ago and I had them for years. But then I had a bad experience over a dryer so I stopped. Then I went back to them about eight months ago. This was my first repair as I was coming back to them and the experience was very positive. Especially during COVID, I couldn’t have expected better service.

    But when stuff happens on a late Friday afternoon, they should have the knowledge of somebody working on a Saturday or be upfront with a customer to say, “We don’t know what their hours are. You’ve been referred but you should hear back by x-time,” and then be able to hold to that time. That was the only thing that was kind of labile for me. But as far as what else they did, everything was followed up with a text. The communication was easy with the customer service agent. Van Allen Plumbing had super nice guys. They were very professional. They did call me when they were on their way over. The gentleman who fixed the drywall called me the day before and then called me on the way over. So the communication there was very good as well.

    My home is 17 years old so nothing in it is brand-new. I would always recommend this type of an insurance program just because you never know. It can create a financial hardship on a family for repairs that you're not prepared for. The key is first, communication. I don’t wanna say limited automation but getting more personal touch from somebody is important to me because it’s very frustrating to hit the pound sign, go to number 2 for this and this number for that, and never get somebody to talk to. That was how it was with the other company that I was with. So having somebody there to talk to that had answers, directions and acknowledgment was key and then the speed in which the referrals get made and acted upon would be my other important feature.

    The upstairs AC unit wasn’t cooling and it was leaking. It was freezing out and then as the ice melted, it would drip. It had been going on like for a couple of days when I submitted the claim and the process was very easy. I did it online the last time. The contractor Ace Heating & Cooling was excellent. I've only needed them for the AC and it was my second time, and the contractors were very prompt. I usually have somebody out either as soon as that day, depending on what time, or the next day. I would highly recommend getting the home warranty program. If the AC unit is out of warranty, it is a good way to cover that, and it is definitely worth it. The last service call covered the cost of the warranty service for the whole year plus what I had to pay for that service call. If I didn’t have American Home Shield, it would have cost me about $800 out of pocket. It paid for itself.

    Coastal Maintenance was awesome, quick, informative, and fixed the problem that day. We also had our house rekeyed after we moved in. They came out quickly and rekeyed everything, but we needed a deadbolt replaced. The guy took the deadbolt with him, told me he would rekey it and put it out in the mail the following day. That was back on March 15th and I still haven’t received my deadbolt. I’ve tried contacting them multiple times and they haven’t got back to me. I’m not very happy with them. I'm going to call American Home Shield about this issue. Overall, AHS was great.

    There was an issue with the drum making a lot of noise. The fellow who came, we've had them out here before. He was really nice. He checked it out and whatever he did, fixed it. He was here less than half an hour. He also wore a mask. He did excellent work. We've had AHS for 11 years now and they have great service.     There's a cap in my backyard I can take off and look down and I can see the city line where the water flows out from where my toilet is in my house. The cap was off and on the side and there was a bunch of crap in there on the outside of where I can look down into the pipe. I thought it was some kind of blockage so I called American Home Shield and got a claim going. Nick's Plumbing and Heating came out and got a Roto-Rooter. He got it all cleared up and he did a phenomenal job.

    I like the fact that I can just make a call, pay $100, and then it gets sent over to someone they're contracted with. But I wish that there were more options, just because of what I ran into with my sump pump situation. I have it for when I do laundry in the basement and water was getting backed up. Nick's came out and he had a little Roto-Rooter. He put about 10 feet of a 30-something foot line and it snapped. He had to yank it out. That was when we found out I had roots in my plumbing, but it was outside the house. I'd say cover roots, but that's just from personal experience. Other than that, Home Shield is great. They cover more than just pipes. I highly recommended at least getting a Home Shield plan to this guy for his pipes, water heater and furnace, and he ended up going with the higher package.

    When the pump was broken, I called American Home Shield and they got in touch with Pool and Spa World and they came and fixed it. It’s working very well now. It’s very simple to submit claims with AHS. I have another house for rent, and I have another coverage on the other house. I have multiple policies now.     After I submitted my claim for the AC, they contacted me later on that day. They did a good job on it. I was satisfied. But I’ve had some little problems with American Home Shield. My problem with them was that they weren’t consistent in how they would explain stuff to you before people would come out. Like before, if I call in for service, they need to let me know whether or not it’s covered, or they explain to the customer what is covered instead of sending somebody out. Once the person get out there, they pay the $75 and then, you find out that they can’t do anything for you. So they’re charging me for somebody to come out when they know that what I called for was not covered.

    American Home Shield doesn't cover a lot of stuff that should be covered. Before the AC, it was like every time when I would call, if somebody would come out, it would be a waste. So when customers call, they need to talk to them a little bit further and explain to them what they cover for the service that was requested. That way, the homeowner knows when the person comes out. They need to go into more detail and make things more upfront.

    When I called in about my toilet, they wouldn’t fix it because the lid had broken and I threw the lid away. It didn't make sense to me whether I had a lid on the top of my toilet or not. The lid wasn’t the problem. It was the inside of the toilet gut that needed to be replaced. I also had a problem with my air conditioner leaking in my closet. They sent somebody out and I paid my portion, which was $1,500 to have my air conditioner replaced. But when they sent the company out to replace it, the company put the new system on top of the board. It caused a leakage because they didn’t fix the board when they put the new system on it. When they came back out, American Home Shield wanted me to pay to have it taken back off and have the board fixed too and then have it put back on. American Home Shield should have made the company correct the board since I paid for the new system to be put in already.

    It would make American Home Shield a better service if they would be more thorough when they send people out to make them responsible for the problem and not the customer. The customer won’t feel like they're being just charged $75 for service fees, and then later on, they can’t get any service. I’ve had that happen too many times because I also have the warranty on my rental too. At one time, I was going to try to look for another service.

    I researched online and Home Shield had good reviews for home warranties so I picked them. Hansen Mechanical recently came out and they were quick, communicative, responded right away and got a technician out as soon as possible. And they were very professional when they were here. I was very impressed. I just had one issue with a credit that Home Shield gave me due to an issue that I had when I was getting the warranty. It wasn’t automatically applied to my account. I had to call about it, which I had to be on hold for 30 minutes. That was kind of annoying. But overall, like processing the claim was pretty simple.

    There’s some kind of water pump on the unit and it was spraying water out of it into my utility closet. I went on the American Home Shield website and it is user-friendly, but sometimes it would be helpful to have a bit of a comment section. It was a little difficult at the time for me to tell exactly what the issue was. I couldn’t tell where the water was coming from. It would’ve been nice to be able to leave that as a comment rather than just choose from the drop-down list of things that were issues. The company then contacted me within a day or two, but it was an emergency issue because there was water in the house and I would’ve liked to have somebody out a little sooner. Still, all of my experiences with the contracting company were excellent. The diagnosis was a little tricky, but the contractor came out and looked through the whole thing. It was great. He didn’t give up on it until he solved the issue and I haven't had issues since.

    At the beginning, my claim went very rough. I even told the American Home Shield people that I thought they were going the wrong direction. They were sending an electrician out and I didn’t think those people were gonna resolve my problem. I also called them back a second time because I was really getting nervous about it. They told me not to worry and that they would send the right one out if the electrician was not it. I said okay. If they wanted to waste somebody’s time, that was fine with me.

    Then the contractor that came out redirected the claim. He called, told American Home Shield that they sent the wrong type of people out for the problem and gave their suggestion. Then we got our problem solved very efficiently with the second group that came out. The technician from AMP Mechanical HVAC went right out, found out what the problem was and took care of it. He did a very nice job. At this point, we haven’t even moved in to the house yet. We discovered this problem just by staying a weekend there at the residence and then American Home Shield took care of it. I think the service is gonna work in the long run.

    The first people that American Home Shield sent out was saying that our condenser was gone and that was it. So we ended up getting the people that made the air conditioning unit. We called them and they came out and looked at it. They said that the problem wasn’t the condenser; it was the compressor. They told us to call American Home Shield back and we did. We explained what was said so they ended up sending us somebody else out.

    Action Air Conditioning came out and they said it was the compressor. American Home Shield ordered the compressor and the people put it in and welded everything in but the compressor was too big. So the people wrote it up and was saying that we needed other stuff. But they wanted us to pay almost $1,600 out of pocket when a brand new unit costs about $2,000. We could just add $400 more and we would’ve gotten the inside and outside unit. On top of that, they wanted to do all the modifications to the unit but when I asked what they would do if we gave them the money and it doesn’t work, they said all they could do is do something else to try to make it work. So that wasn’t even a guarantee that it will work.

    I ended up switching providers because I was with American Home Shield for about two years and every time something went wrong, they only paid for the simple stuff. For the bigger stuff, the homeowner has to fix it. The customer would have to come up out of pocket. So what’s the benefit? American Home Shield obtained the compressor but they were not gonna pay for anything else. Even then, the compressor that came was too big for the unit.

    American Home Shield doesn’t do what they told us they’d do and we were paying more too. My new provider is charging $40 a month whereas American Home Shield was charging $75 a month, and every time somebody came out, we had to pay $100. With my new provider, if somebody comes out, we’re paying out of pocket $70, which is not too bad. They also say with the AC unit, American Home Shield will only pay $10 a pop. Like Freon – American Home Shield doesn’t pay for it. We would have to pay for that out of pocket.

    Our appliance claim with Home Shield was a little time-consuming as far as waiting on the delivery. I explained to the rep that my mother was bedridden and we have to do her laundry every day, sometimes, two or three times a day. I think that takes preference over a normal customer, considering an ill person in the home. I had to go to the laundromat to try to get our clothes dried and that was a big risk for me. But other than that, everything was okay. I was pleased with everything except the delivery. The contractor was a nice gentleman. He told me what the process was and had a good personality. Even with the delivery, the guy was extra nice because he pulled the old one out for me and did everything he needed to do to get it started. Someone told me that I needed a certified electrician to install it and he said all I needed to do is just plug it in. He said I already got everything I need.     American Home Shield (AHS) is a scam. My GE Cafe Series microwave broke and they said they would replace. ALL MY APPLIANCES are GE CAFE Series. AHS offered me a GE Profile Series for free, but if I wanted the GE Cafe Series I needed to pay an extra $239, almost 50% more than the cash value ($497) they offered me. Both microwaves are EXACTLY the same microwave, except for the logo, I even checked with a local appliance store. This appliance store only charges an extra $30 for the Cafe Series, not including installation ($175) which is suppose to be free with AHS.

    AHS specifically told me the reason is, they get a better deal on GE Profile, then Cafe series, so if I want the Cafe series I would need to pay the extra $239. SCAM, SCAM, SCAM! I'd bet if I had ALL GE Profile Series, they would offer me the GE Cafe Series and if I wanted the Profile I'd need to pay an extra $239. SCAM ALERT! I'm a Realtor in NY and CT and will never refer these crooks to another customer and would suggest to all Realtors in my office and profession to STOP REFERRING them.

    House built in 1978, purchased in 2009, seller provided AHS Warranty. Renewed with AHS when policy expired and been with them since then, except for 1 year in 2014 I think when I chose a different company for a better premium. Had good experiences, paid premium promptly. Used services several times. Some years I didn't have any claims. In 2019, they tried to increase the premium from $45. per month to $99. per month. Spoke to their office, they told me that the company felt I had too many claims. Refused to put that in writing! So.... thats why I pay insurance duh!

    The house was built in 1978, at some point, things will go bad. They knew the age of the house! Now I am with another company, paying much less, as I got a big discount for paying annually, plus 2 months free coverage. Have not made any claims this year 2020 so far. I would have much preferred if they had told me outright that they did not wish to renew my policy and give me the reasons!

    My heat pump was not working. I have had several companies in here trying to repair this and nobody can repair it. I spent $576 out of my pocket before American Home Shield was involved. I submitted a claim online and their website was pretty user-friendly. I was to pay American Home Shield $100 before they could send someone out and the person was supposed to be knowledgeable on automated home, which they were not. I told AHS that I did not want that man back in my house. He was not professional at all. But the second guy who came was fantastic. He got it fixed right away.     Paid like $800 a yr for like two years! I believed it was a good company to pay for. A couple years cost me around a grand so when something broke it was taken care of. But I called him for my dishwasher stopped working and they said that it will run $60 for someone to come out and take a look at it. So somebody did then about a week later I got an email stating that I failed to maintain my dishwasher and if they weren't going to pay for it to be repaired. Next my refrigerator ice maker stopped working so again I paid $65 for someone to come out. They came out and about four five six days later maybe a week and a half later. American Home Shield said we cannot fix your ice maker due to this Shady Claus that they have at the bottom of a contract failure to maintain so again I'm an ice maker I had to repair it myself and take a $65 loss again.

    3rd and Final my electrical panel caught fire or something for no reason. It just something happened. It shorted out in my main electrical panel so again I paid somebody 65 bucks through American Home Shield come take a look at again that same little clause that they use for everyone. It's my fault due to failure to maintain. So after investigating the company and finding that some states wont even allow them to do business in. And found out that they were even sued by a state never to do business in their states again. Their practices of using a blanket statement at the bottom of their contract is used to dissolve any claims.

    Also found out that hundreds of thousands of people were denied claims that ran over 200.00. Also found out that most the contractors that they send out most never do any repairs paid by AHS. And that they just come out as a service and write what they found. AHS will change what the service techs say in their findings. And call their customers to tell them that the techs reported to them that whatever is broken is due to not maintaining devise or unit. I do believe a mass lawsuit should move forward into a class action from this company and deceiving tactics to ever move forward. Anyone that has been deceived by their bait and switch should contact me and if enough will follow I shall retain counsel.

    We’ve had American Home Shield for several years. They have always come through when we needed them. The hot water went out late Friday. We put in a work request. The service company called Monday made appointment for that day. Tuesday we received a call from AHS with all the particulars and we had a new hot water heater Wednesday.     If someone recently subscribed to American Home Shield's service within five years, AHS doesn't know the status of the home. But it's different if someone has been with them for a period of time and there should be some consideration for the fee each time long time customers have a call. Other than that, I have them since 2013 and I've only had one bad experience so far. It was when the contractor that they used tried to take advantage of me, but they took care of that. And aside from that tech, the other contractors that I had were professional people who knew what they were doing. They also took care of what needed to be taken care of and cleaned up after themselves. And that's all that I expect from a person who's coming to do work.

    Alejo Electric showed up on time and the technician was very knowledgeable. He didn’t have the actual part to change my breaker, but he went out, picked it up, came back in a short time, and replaced it. And he checked on some other issues I was having and corrected those. It was a quick service and that stemmed from his knowledge of electrical. But the plumber from U.S. Plumbing and Rooter that came out didn’t show up and didn't call for the follow-up. They didn’t inform me that there was an issue. I called an hour after the window expired. I was told that they had a plumbing emergency and that someone could probably get out here the next day. I was surprised that no one had called me earlier to inform me that they ran into some problems and they needed to change that schedule.

    I agreed to have them come out a couple of days after because I had things to do. The same tech came and when he was working on the tank, I heard something cracked. I questioned him about it and he said it was fine and that it makes that noise. He had also indicated that the valve in the tank was rubbing the side of the tank and that should be changed. He grabbed it and sort of pulled it back. I heard something else crack and I said it sounded like he gotta have to change that, too, but he said it was fine. My wife noticed a problem throughout the day and I contacted the plumber directly. I was told they had closed out the request and that I needed to contact American Home Shield. I said I thought I had a 30-day warranty and he said to just contact them. When I contacted Home Shield, I was told that they would contact the vendor. I got a schedule but no one showed again. There was no call and no show.

    I contacted Home Shield and I was a little disappointed because they were trying to press me to continue to use US Plumbing and Rooter. I told them it was the second time that there was no show, call, or just professional courtesy of letting me know what’s going on. They were really pressing me to use the vendor explaining that they started to work and had an emergency. I said it was not acceptable and the rep said they were gonna do a one-time courtesy and not charge me to have a vendor come out. That put me off because it’s not a courtesy when you haven't performed the repairs as required, that’s an expectation. It was an hour and 18 minutes just to get this resolved and it was only after I had threatened to cancel my policy that they told me they were gonna do a one-time courtesy.

    During my first year with them, I had a claim for the water heater. The burner went out and I contacted PG&E, which is the gas company out here. They checked it and said there was no gas smell but my sensor has gone out. They said to call a professional technician about it. Home Shield sent a technician out and the guy that came out didn’t have the tools to light the pilot, so he was asking me for matches. He tried the matches I had and it kept burning out. He took a paper towel and lit it and lit the pilot, but then the paper towel was on fire. He stomped the paper towel on the garage floor to put it out, packed up everything, and left a mess for me to clean. When I had other problems with the water heater, I decided to just contact a plumber and paid out-of-pocket for that.

    Then, I had problems with my air conditioning system. Home Shield sent someone out and they told me that they could charge the system with Freon because it was an older system, but the Freon per pound was very expensive because it’s no longer used and it’s regulated. I asked them if it was gonna fix the problem and the tech said I probably have a leak, so it may not fix the problem but they would charge it up and if I have the same problem, they would come back again, charge it up, and look for the leak. I said that was not a real diagnosis, that was trial and error. Why not look for the leak, charge it up, find the leak, and correct it? I wound up going through an outside vendor paying thousands of dollars just to change out the system. This is a horrible policy. We need to look into another company because if that’s the type of person that they’re gonna send out, this is not what we should be paying for.

    When I bought my house two years ago, I had home insurance and I thought it was gonna be great because they let me pick whoever I wanted to come out and do my work. I found out that that was a rip-off because we moved in and the garage door just quit working. When it started coming down, it didn't stop. It just kept hitting the thing until it burned up the motor. It was a safety issue. I put a brand-new one in, I paid it, sent my bill in and they told me they were going to pay it. After about seven months, a guy told me that the check was in the mail and I would have it by the 15th of December. January 15th scrolled around and I never got my money for my garage door. I canceled my insurance with them and I picked up Home Shield.

    We called Home Shield because of our heater but then, the next morning, we got up because it was so hot. We turned on the AC and it wouldn't work. So, I called them and told them that the AC and the heater didn't work. When the tech came out, he fixed the heater. Then he checked the air conditioner and told me that the coil was shot and that they would have to fix it. Because it was so old that they couldn't replace it, they would have to redo ductwork. Then the contractors called and told me that American Home Shield would pay $500-some but they wouldn't pay to have it reduct. They don't make what we have any longer so it had to be reduct. And so, we were gonna be out $850 or $875 and I didn't know if I wanted to pay that kind of money.

    I checked around and found out that it was what was gonna cost me regardless if I went with them or didn't. So, I said, "Okay". Then, they told me that they had to order it. Then they called and told me that it was in and that someone would be out to do it. Matt came and he was excellent. When he got here, he told me that he gotta go back 'cause he was given the wrong size. So he went back and got it and put it in and then redid the ductwork. He told us that he had put Freon in it.

    But I wasn't prepared to pay for the ductwork that had to be done. They did replace the coil but the problem is that the units get older and they don't make them any longer. Then the unit that you have gets replaced while the ductwork that you have doesn't fit that. Also, it bothers me that AHS pays for $10 for the first pound towards Freon. But Freon is $60 a pound and I have to pay $50 for the next pound. There was Freon in there but because they had to get rid of the coil, then it got rid of the Freon. Then, they had to put it back in. I understand that it's not their fault, but here I'm out $150 for Freon. If Freon is $60, then that's what they should be paying. That's something they should renegotiate or at least they should pay half of it.

    The temperature was really cold that day and until it got to about 70 degrees, he couldn't test it to see that it had enough Freon in it. He also told me not to run the air conditioner or it will freeze up. They set me an appointment for Saturday between 11:00 and 12:00 for him to come back and do it. Then he called me and said he finished his job early. He asked if he could come and do it. It was 10:00. I said, "Oh, sure. No problem. The sooner, the better." He was here 10 minutes and checked the unit out. Then he told us to let them know if it doesn't cool when it should and they'd see what they can do. I was really pleased with what they had to do.

    My garage door opener completely quit working and when I submitted the claim, American Home Shield dispatched the garage door company, Overhead Door Company of Wichita. It was only two days before the tech actually came out and after 15 minutes, he told me that the whole opener mechanism system would have to be replaced. He said he would have to come back the following day and do it. I told him that was fine and since he’s been back out, everything has been good. I'm completely satisfied.

    The original claim was our dishwasher and American Home Shield needed a part. They ordered the part and the other company came and tried to fix the dishwasher. That’s when they realized that they couldn’t turn off the water valve connected to the dishwasher. It needed a plumber, so that’s why Five Star came out. They said there’s something wrong so they couldn’t disconnect it. It needs to be fixed so they said they would touch back with American Home Shield, and I'm still waiting to hear what’s gonna happen. They were great, but I’m kinda in a limbo right now.

    This is the first time I've ever did a request for something. When consumers do call in for updates, American Home Shield should have more information. For example, I have my cook top that needed work on. They were able to get somebody out. They were also able to contact me back and tell me, “This is the replacement one we can do, or you can choose another option.” The replacement piece was great but the disconnect now is that I have it delivered here, but I'm getting the runaround from the company who’s supposed to install it.

    When I call American Home Shield, they say, “We’ll call them back.” They're the one who picked this company and I'm trying to go to them. I understand there’s a crisis but I wish somebody would give me the answers and give me an idea how long does it normally take. It's been over a week. American Home Shield should have more connectivity with the vendor that they use. That way they can better assist me. I’m not happy with this part but other than this, having a home warranty is very beneficial. I've been recommending to all my friends who are looking into buying a home that they need to get it.

    My garbage disposal had a cracked housing because when I turn it on and water is going through it, it would come out the side of the garbage disposal.     Everything went very well with United Air Temp. They came out for an AC claim. The AC wasn’t working. The air just kept running continuously. It never even shut off. So, there was a piece that they had to replace, and once they did it and cleaned it out, it came right back on. The thermostat went to where it needed to be and everything was great. The gentleman that came, came once before. He was very good, he explained everything to me and he came on time. If I needed anything else with my central air, I would definitely request Air Temp.     Our air conditioner had stopped working. Nothing was coming on at all. I filed the claim through the website and Comfort King was able to come out the next day. They were on time too. We actually had to be at work and since it was gonna take us about 20 minutes to get there from where we worked, the technician called us when he was headed that way and we met him there. He came in, checked a few things and knew exactly what the problem was. Then he went out to his truck and got the part. It took him about an hour and a half to take care of it. Then he checked the outside unit and repaired some damage that was out there. I'm not exactly sure when the transformer blew, if it did that.     When we bought the house, the homeowners purchased a home warranty, but we weren't too happy with it. We looked into AHS and it covered a lot of things that the other warranty did not. The reviews and everything that it covered made us go with them and we've had two home warranties on our house. Submitting our claim for the stovetop and the oven was easy. I called AHS and they contacted Peerless. Scott, the contractor, called and said that he was coming out at 8:00 am on a Wednesday. He came out and was absolutely great, very helpful, and professional. We couldn't have asked for somebody better.

    One of the knobs on our stovetop was broken and the glass on our oven door had cracked. Within a couple of days, AHS called us back and said we were getting four new knobs. They also said that we were getting a new oven because they couldn't find a piece of glass to replace the glass on the oven. Our oven is an older model and a single. They picked out one that was similar to ours but they ended up giving us a double-oven. It's also a wall unit. The oven just got delivered today and we're waiting for that to be put in. If we didn't want the oven that they chose for us, they would have given us a certain amount of dollars so that we could have bought our own if we wanted to go that route. Having AHS has been absolutely great. Our experience has been very painless and effortless.

    The compressor of the refrigerator went out and it has the sealed unit. I filed a claim with AHS and they sent out a tech from Vector Appliances. He checked to make sure that the problem was the compressor by checking the coldness and bolts up and down on it. After confirming that it was the compressor, he was courteous enough to tell me that if it was still under warranty, he shouldn’t touch it because that would void the warranty.

    The refrigerator is an LG and he asked me how long I had it. And when he was here, it was two days before the warranty was up. He was very nice and told me that I should get a hold of LG because they had a warranty problem on those compressors. So, he took a picture of the phone number and everything off the tag inside the refrigerator. He gave me all the information and I thanked him. Then I called LG and LG took care of it. All in all, I was happy with my experience. The tech didn't have to say anything and he could’ve dug into my refrigerator then just had me pay for the service. And I would pay under the home warranty instead of the one for the refrigerator itself.

    I had been having a leak for about a year and a half. I called in the claim and the rep that I talked to was real nice. She said the contractor would be calling me within 24 to 48 hours, and they called me the same day. The plumber came out and he said he did something but it didn't work. Then Kenbridge Plumbing came out and they fixed it. They were good. But some of the contractors that AHS sent out here don't do a diddly-squat. So I call them and tell them that the problem is still going on and to not send me the last people that they sent out here.

    Last year, we were with Home Warranty of America. We wanted to try a different company. American Home Shield sent Lake Area Appliance and they were great. When the tech came out to see the problem and figure out what needed to be done, he was here probably about 20 minutes. To actually fix everything, he was out here for about 40 minutes.

    Actually, we've been researching a different option. Our previous home warranty company totally covered an air conditioner with a home we had bought before. We switched to American Home Shield and we immediately had a problem within the month of switching over with our air conditioning unit. They didn't cover anything. It would have cost us more money out of pocket to go with them. We ended up having to pay everything out of pocket to replace our air conditioner which was the whole purpose of getting a home warranty policy. So that was our very first experience within a month and it was very disappointing.The only other claim I believe we've had is with the freezer and then with the shower upstairs, but that was it within the last year.

    When there wasn’t any power to the pump, AHS told me Ultra Pools would be calling the next couple of days, which they did, and I had no problems with them. They were great. I only have one problem with one of the claims. I've had problems with my microwave. It started March 21st. There wasn’t any power to it and they said it was an electrical issue. The electrician came out, worked on it, came back probably 3 times and it’s still not fixed. One of the times the electrician came out within the month, he said that he had to go up in the attic. He wasn’t gonna do it that day because he’d already been in one attic, and so he left. The next time he came out, he found out it was the plug next to the microwave so he didn’t even have to go in the attic.

    I called the other day and they told me that it was the microwave again, but the electrician didn’t even test the microwave before he left. After they left, we tried to turn the microwave on and it wouldn’t do anything. The power is on but the microwave won’t work. I called and I got this nasty lady. She said it wasn’t covered anymore. I tried to get the appliance people back out and they said, no, it was too late. I said I was not spending another $75 on it. That’s ridiculous. I told them I wanted to talk to a supervisor. I was on hold for 30 minutes the first time then they ended up hanging up on me. I never got to the supervisor. That’s the last I’ve heard, so I was still mad. We had to go out and buy a small microwave because we haven’t had one since the middle of March.

I then I got an email or text and Cote’s Mechanical said they could come out on Monday, and that they would let me know sometime on Sunday evening what three-hour window so I didn’t have to wait all day. I was home anyways, but just that courtesy, instead of an eight-hour block. The tech came in and was very polite. He looked at the unit, got it working, and everything was good. American Home Shield is wonderful. We have about 80 days left but we’re definitely planning on renewing when it gets closer to the expiration date.

    We purchased this house a year ago, and the Home Shield warranty was part of the sales deal because it’s a very old home. The renovations have been done quite a while ago, so we knew that we were gonna have some issues coming up and we didn't want it to be in the first year after getting a new home. I do love Home Shield. As soon as an issue comes up, for $75, it is resolved.

    The person who came to do the service for our electric issue was very polite. He seemed very knowledgeable. We would definitely use him in the future for other issues that come up around the house. They were very timely in scheduling the service too. However, I’ve had a lot of issues with Home Shield's pre-authorization department. It’s extremely poor service. We had two issues with appliances. One with our dishwasher and one with our refrigerator. For the dishwasher, somebody came, assessed it, and said that it needed to be replaced. Initially, there was some delay. They needed some additional information regarding whether or not it really had to be replaced. Then, they sent us a link and said, “Great news. Your dishwasher needs to be replaced and it’s all under your warranty. So, these are your options.”

    We got a list of multiple dishwashers. Some had no additional cost to us. The problem is that our kitchen is very small. The appliances are all very high-end but we don’t need a $5,000 refrigerator. We just need one that fits and functions properly, and in some way, agrees with the aesthetics of the room. My husband and I went through all of the dishwashers that were available this morning. We started with the “no additional costs,” and we couldn't find one. The dishwasher has to be 32 and a half inches in height. All of the links that were sent to us were 34, 34 and a half.

    It took several hours of combing through the entire list but I found one that was 32 and a half inches by 18 inches and will fit in the base. That was a great process because nobody took my time on the phone, trying to look for an appliance. We could do it on our own time and we could find an appliance that fits into the space. We could make a decision together about whether or not we wanted to put in additional money or if we wanted to take what was fully-covered.

    The refrigerator, on the other hand, was a completely different process. I was on the phone with somebody from pre-authorization who took a lot of information from me, including the dimensions of the refrigerator. Then she called me back after looking and said she found nothing that was equivalent in the system, and therefore, could only offer this one unit through AJ Madison. I had to make a decision there and then about whether or not I wanted to accept this offer for this refrigerator or take a cash payment for $1,600.

    She didn’t give me any options at all. I said I couldn’t take the offer because it doesn't fit into our space. She said, “I’m not required to offer you anything in terms of the proper dimension. I’m not obligated to do that.” I said, “Obligated or not, you can’t send me a refrigerator replacement that’s not gonna fit to the space. This is a ridiculous conversation. Can I please speak to your manager?”

    I got a message two days later saying that they were revoking authorization to pay for the refrigerator because the insulation failed, and that’s not covered under G3 of the warranty. Our refrigerator is over-cooling. It’s freezing in the back. One company came out 3 times and tried to fix it, then said, “We’re not coming out again. It must be the insulation that is no longer working. There’s nothing more we can do.”

    So, beginning to end, it was not a great service. It was very frustrating. They could have let us do the homework ourselves, and we’ll come up with something and make decisions. We’ll be, at the end, happy because at least we can see for ourselves that either they have what we need or they don't. We can take whatever money that they' gonna contribute. But it was really confrontational and quite horrible. The woman that I spoke with was extremely rude and really out-of-touch with the needs of what I wanted. It would make me really consider upping again, which is unfortunate because the dishwasher process was entirely reasonable. We ended up picking up one that we’re gonna put in that’s just $300, and that’s great because now, we’re gonna get a dishwasher that fits in our space, and hopefully, it’ll work.

    I’ve put in another request for service to our refrigerator and I’m gonna do a little bit more research about why insulation wouldn’t be covered in the first place on the warranty. We renewed the warranty because I found it extremely useful. But let us see how it all pans out and how other issues are dealt with in the coming year. I would never go back to not having a home warranty but the question is if I would re-up with Home Shield or not.

    Our refrigerator stopped working. We tried doing the reset to see if we were getting any codes but nothing was working. So, we called American Home Shield. But the first company that was referred to us by them was horrible. I had a very bad experience with the guy and AHS should not recommend him to anybody. I ended up calling them again and they sent the second company. They were amazing and I was very pleased with the two guys that came out to our home. They respected the fact that we haven’t been exposed to anybody, so they sanitized before they entered the home. They allowed me to sanitize their hands just to be safe and they kept their distance.     I purchased a home and my real estate agent insisted on Home Shield because she had good experience with them. In this market where I purchased the home, my real estate agent advised that I ask the seller to pay for a home warranty rather than me having to pay for an inspection because there was an older person living in the home and she felt that that would give me an edge over the competition if I didn’t ask for a home inspection. And that was evidently the case because I was the first one that made an offer and they took it.

    I've had a lot of phone calls to use the warranty. But it’s kind of hard to understand what the value is for the service. They repaired and fixed the items, but I've had difficulty trying to schedule appointments at times. Right now, technology is not working, so it’s hard to get through on the phone to anybody sometimes. The other day, it took like four people to try and resolve the issue and I kept getting passed off between people. One time, the guy said he was gonna call me back and he never did. And it was because I didn’t understand.

    I've been waiting four to six weeks to get the dishwasher repaired. The part was on backorder. I had until the 27th for the part to get here and then they were gonna give me my options. I got the parts and now, they’re gonna fix it but the person couldn’t get here until the 29th of April. And I don't know whether these parts are gonna work because I noticed the one part was from Whirlpool and this is a Roper dishwasher.

    Also, the way it was explained to me was that it’s very difficult for American Home Shield to replace any item that’s old. I have a hot water heater here that’s the original hot water heater with the home that was built in 1991. Although it’s working and I had someone look at it, the concern I have is most hot water heaters blow up after 15 years, and this is still working. I'm getting a feeling that American Home Shield doesn’t replace things. And due to all the calls that I've had, I've had to pay at least four deductible calls. I'm almost at half the value of the warranty right now just in service payments. If I had done it privately and called Sears on my home, the service call would’ve been included in the cost of the repair. I'm not really sure that I'm getting a good value out of this thing, but that’s the way it was set up and I was able to buy my house.

    I've also been told that if you call and there has been a problem with a piece of equipment or an appliance due to customer error or something like that and it needs to be replaced, the warranty company will not replace it. To me, there’s no value there because most people don’t purposely go out to break an appliance. It’s a circumstance that happened that you were stupid or maybe roots grew into a pipe and it wasn’t your fault because you didn’t know. I’m gonna have to think twice about whether I would renew this.

    A Wisdom Electric was fantastic. It was a difficult, unusual problem to find, and the tech found the short inside of a wall switch that was on the same circuit. He did it efficiently and quickly. The guy knows what he's doing. He was top rate. He's a proper electrician. It's enough that I would have him come back to my house because he just came to a rental condo that I have. Also in these weird days of what it is, he had his mask on and he had gloves. It was all good. But I feel like when you call for a claim, the very first thing on anyone's mind is, "We need to get your $75." When I called American Home Shield, I went through the waiting and their queue with the phone, which was fine and that was all expected. When the rep answered the phone, I asked for her name. It was an unusual name and I asked her to spell it for me. I got this big, exasperated sigh.

    I had the same electrical issue in the rental property, but it was several months ago. The apartment was empty so I didn't know that it was bad again. The real estate person told me that the lights didn't work in the second bedroom again. I was told if it was over 30 days, then it's a new claim. I asked for a supervisor and the rep was very reluctant to give to me to a supervisor. It wasn't worth the $75 to argue with this woman anymore. The other thing is that I don't love talking offshore to people. I end up in the Philippines or I don't know where half your folks are. But I understand that's how their business model works and how they can make a profit. But it's extremely difficult. I would tell them that I want to talk to somebody in the United States but they would tell me that was not possible.

    Our AC unit would turn on in the house, but it wouldn’t turn on outside at the actual unit. We didn’t know what the issue was and had someone come out and look. The contractor who came was wonderful, very respectful and professional. He didn’t just show up, fix it, and leave.     Jeffrey's Appliance Service came out, diagnosed the problem, recorded the necessary data to order the parts, ordered the parts, and then came back and retrofitted the replacement parts. Everything works fine. They did a follow-up call a week or so after to my wife just to ascertain whether or not things were operating as planned.

    Unfortunately, I had to speak with some of Home Shield's representatives who were in the Philippines and my Tagalog is not really that good so it was difficult conveying my point. And typically, I don't do that poorly, but for some reason, they had difficulty understanding what I was trying to explain to them about the nature of the problem and how to fix it. I had called initially on a cooktop and the cooktop is part of the range. The oven was part of the range and they didn't equate that quite right. The range and oven can be one component. Also, Home Shield's pricing seems a bit higher than their competition, but I'm satisfied with the service they provided. I've used them twice and didn't have any problems other than communicating with the folks in the Philippines.

    I like this guy from Plumb Genius. My garbage disposal was stopped up and I called American Home Shield and spoke to the person. It wasn’t long before the technician came out. He was on time and he fixed the issue. He also took pictures and I liked that. He was excellent. He was older. He was focused and kind. But there was a serious complaint on my refrigerator and although I was charged, the technician never came to fix it. Within 30 days, I called the guys twice but they never came back out and fixed it. I tried to escalate it three times but I was never returned to.

    Now, American Home Shield is telling me that because the 30 days have expired, they can’t fix it. That is terrible because I consistently called within the 30 days. Every time I called, the rep would say, “Yes, ma’am I do see you consistently called within that 30-day period and no one ever showed up.” There were four or five times. I have all my text messages too. They said, “We'll be there, ma'am, shortly,” but never showed up. I paid for service. I should get what I pay for. But at the end of this week, I'm gonna call my bank and have those charges reversed because I paid and they failed to come out and fix the problem. In fact, if it wasn’t for the Plumb Genius guy, I almost canceled American Home Shield for failure to provide a good service.

    Throughout the pandemic, dryer and then our stove went out. And for whatever reason, every time I put in a request, it has always been All In One. They’re super nice and very professional. When they say they’re gonna be there, they’re gonna be there. They tell you straight up, “This part’s gonna take two or three weeks,” like with our stove. But they also said that they'd do everything that they could to get it out here quicker. My wife said that they were so respectful when they came in. They also put on their shoe covers if they’re asked to, which is huge when you’re trying to keep a clean house. Not that we’ve ever had a bad experience with anybody, but All In One is a little bit over and above.

    Our house was built in 1987, but we try to keep it up. It’s our home, so we want to make sure that everything is working perfectly. We’ve never been shortchanged on any of the stuff that happens daily in the house. We’ve been with American Home Shield for around 20 years in two different properties and the coverage has kept us around.

    When we went to First American because ours had expired and we moved homes, we did not like them. Their customer service was horrible. We were with them for around a year until our contract expired. I told my wife that I was just gonna go back to American Home Shield. They always answer the calls if you have any questions. They have the contract. And everything is easy to find online. Also, when we had eight rental properties, we had all of it under American Home Shield as well. That was how good we felt about it. We think it’s a good deal. When I first started, it was around $75 a call. Then it went up. But even though it’s at $125 a call, we still feel like it’s a great deal.

    I love the ease of being able to get on in five minutes and be done with the request. AHS is very good about the follow up as soon as we know that there’s a person coming. Their communication is really good. They give me the number if I need to contact the contractor directly, which is a huge thing for me if I need to change something, or if I need to tell them to let me know when they are coming and that I've got a dog. A lot of people are afraid to let us talk to the vendor thinking that we’re trying to go around them, but it’s not worth it. AHS also does a great job of vetting contractors, which is great for my wife. I know that everyone who comes to our house are good people.

    Our whole family is with AHS. My parents are in their 80s and they were old school. They said they'd just find somebody. I told my dad that AHS would fix their AC and if they couldn't fix it, then they'd replace it. I said that other than paying a monthly contract, it will pay itself off with that one unfortunate major issue that you get.

    The contractor from Whirlpool was super nice and did a really great job. He came here and made sure that he was wearing gloves, especially with all this going on. The repair was a lot faster than we thought. When the guy originally put in the order, he wasn’t sure that they were gonna have the part. Then they called and if they could come out at that time. It was also nice that it was the same guy that came out every time to make a repair. He knew and we didn’t have to keep explaining, which was really nice. They were able to fix the problem and my appliance is working better.

    The AC unit was making noise and we had water dripping out of the PVC pipe, off the top of the roof. The online filing was fine but it doesn't allow you to give as much information as needed because our particular problem was in "other" and there was no box to go into an explanation of what "other" meant. It can be a little more specific because it's impossible to list everything that could possibly be going on and then, having another, and not being able to further identify it is not helpful to whoever is getting the claim.

    Everything is fine with the air conditioner. The Brown Air Conditioning & Heating guy discovered that we had a problem with our hot water heater and that was where the source that the water was coming from, not the air conditioner. He couldn't identify anything mechanically wrong with it at the time, other than it was making noise, and he felt like that was just based on startup because it may not run all the time. We have air conditioning turned on all the time because of the humidity. But he just thought it might be due to that.

    AHS can be a good thing to have but there are definite issues with some of the providers where they try to recover the costs through charges that are not covered in the plan. That's what happened to us with the hot water heater, and my husband sent the contractors away because he was very angry with them. The hot water heater needed to be replaced and the company covered that. American Home Shield covered the haul off. And the contractor was going to charge an extra $700 to put a little piece of wood up in the attic to make it code compliant. That's less than a $50-job, so we felt like they were price gouging to get the money back on it. They also told us they were going to charge us to haul it off when the American Shield rep said, "We're gonna cover that."

    I've been with American Home Shield for about 18 years. I have multiple properties so I use it. They are not perfect but they're okay. I would still recommend them because I've encountered other warranty companies and American Home Shield has a broader coverage and a better network of technicians. I still stay with them because of those two reasons.

    However, their webpage could be hacked easily because their security system is really low. All you need is the address to log in when you don't know your unique log in. That really concerns me. So I hate doing claims online. I would rather call and talk to somebody. The webpage would say, "Do you know your contract?" I don't know. Then it asks what my address is. I put in my address and I can pull up my contract. So anybody can go in and play with the system. I would strongly recommend better security for the webpage.

    A couple of interactions that I had with customer service had not been very good either. In fact,American Home Shield still owes me some money on a claim that we put in four months ago. They haven't called us back. I'm just waiting on it. We had a problem with the microwave and the technician that came out blamed it on us. He concluded saying that my wife's actions broke the item. We told him it was already broken. We told them we were trying to mitigate the loss. My duty as a consumer is always try to fix it and not make it worse. We were trying to fix it to make it better but we couldn't. That's why we called American Home Shield but then they agreed. They said they'll cut us a check but the check never came. I didn't wanna waste my time. I bought a microwave for $150 and I just put it on my service. The technician wasn't very helpful. But when the garbage disposal was broken, Blue Star Plumbing fixed it.

    Myers Comfort Specialist of Montgomery came out. The AC has been leaking since last year. It was cold at that time, and I would wait until the following year to replace it. At first, we thought it was just stopped up, but come to find out, the coil was rusted. They had to end up replacing the air handler and the coil system. I don’t have any gripes about them. They told me what they had to do, and did it. They do pretty good work. It’s mostly the fact of communicating back with American Home Shield and having to wait until they get things in place. I had a problem with my dryer one time, though. I had to wait on the parts to come in, and imagine trying to work without your dyer. I also hate sometimes how we have to wait for AHS to okay for stuff to be done. And I started out at $58, now I’m sitting at $68 a month. My bill keeps getting higher, but it seems like this copay is still $75 every time I call.

    The technician from Bold Plumbing replaced the part that heats the water. The only thing I would comment on is that they need to be better to the technician. He had to wait on hold for over a half hour to get approved. Had it been a more major repair, him having to wait to do any of the work would have taken a long time to get it done because he had to sit and wait so long for them to answer the phone.     There’s a faucet on the outside of the house that we use the water hose to water the garden or whatever and the thing came loose. Also, one of the faucets upstairs in my master bathroom was not coming completely out right. Draingo came and they said that to fix the faucet outside, they would have to go through the brick on the outside of the house, the drywall on the inside of the house, and maybe through the fireplace portion. I didn’t wanna do that, but my husband is saying that he may wanna do it. The two guys that came were nice and knowledgeable.     The contractors came out to take a look at our washing machine because it was operating very oddly. It was really loud. We just wanna make sure that there was no damage being done with the washing machine and if that issue could be fixed. The contractor let us know that the problem was a belt or something in the washing machine has failed. So, we just had to have it replaced. Usually, it was something that didn’t happen as often or as quickly as it did, but it had failed. It was something that caused the washer to make that loud noise, but that the washer itself would be okay. But we had to get that belt or something fixed if we wanted it to remain quiet.

    I submitted this claim online to AHS and it was fine. The website was very user-friendly. Everything was easy to understand, easy to read, and I had no issues. I got text messages letting me know when the contractor would be there, and when they would call, or when I should expect somebody to call, or if I had to call in order to set up an appointment. The contractors were very friendly and very polite. We still have the same issue because we were told that we couldn’t get it fixed since the washing machine still works. So, that’s not good. But the contractors themselves did what they could.

And then when I finally got through to say I was told there was a 90-day clause that says if I didn’t get back to you within 90 days, that I’ve had to pay the service fee again, and I didn’t think that was fair.

    I didn’t even know that there was a $100 payment every time I got a contractor to come out and fix something till I tried my first service which was the appliance. I’m not happy with that, and I don’t have my appliance fixed. I’ve already spent $100 and waited six months to try to get it done. I’ll have to get a plan that lets me get my own people. I could’ve called the place where I bought it and they would’ve sent somebody instead. It would be good for me if American Home Shield has a contractor that came out that I paid to come back out with the part that he went and ordered to come out and finish that job.

    I have purchased a lot of home warranties being a former RE agent and investor. This was/is for my personal home and I still have a broken faucet approaching May for a service request put in at the end of December. The service company came out and took the $100 Co-pay, diagnosed the problem and then submitted it as fixed to AHS. No fewer than 4 hours has been spent on the line with AHS where the attendant follows the online script and says they will have to verify and call back. Each time they apologize and say this shouldn't be happening.

    When I asked to just cancel the contract since you aren't going to fix this they then go into the policy of only partial refunds. Without a doubt the worst warranty in the system. If you feel you need one I would ask your RE agent (if a home purchase) to find you a different one to be put in the contract. There are options and the RE agents do earn a commission on the sale of these warranties. If you purchased for yourself or are renewing I recommend going with another brand.

    I have been with this company for several years paying 50 sum dollars a month. I put in 4 claims over the last several years in which all but 1 was denied. 1st one was a bad water heater, and ironically at the same time I discovered I had a slab leak in the kitchen. The Plumber confirmed that the water heater was bad and was also able to locate the slab leak stating that it would be major work which would require removing the tile floor and concrete in the section where the leak was. The plumber informed American Home Shield of both situations but claimed he could not install the water heater because of a code violation. Nevertheless, American home shield paid a portion of what the water heater cost and denied the slab leak repair.

    I had to contract a different licensed plumber on my dime who verified there was zero code violation on the water heater to install. I also went through my home owners insurance and the same licensed plumber that installer my water heater was able to fix the slab leak without removing the tile floor and concrete by rerouting the plumbing.

    Last but not least I had an issue with my pool heater and the contractors they sent out were incompetent. First guy came out, visually inspected my pool heater, took pictures of the outside copper pipes, tested my water and left. Later I was told that my claim was being denied because I had too much chlorine in the pool. They sent a second guy out who did a visual inspection, turned on the equipment, walked around the pool, returned to the heater, removed 2 of 6 screws, pried the compartment open, took a picture of the leak on the inside with his phone, turned the equipment off and left without replacing the screws that he had removed. This guy never tested the water but he also reported to much chlorine in the water. (What does too much chlorine in the water have to do with the heater leaking) ??.. Nevertheless this claim was denied.

    During this I discovered that my contract expired in November of 2019. I never renewed yet American home shield continues to debit my checking account every month. I called in today to request a cancellation of services and was advised that I would be charged a $35.00 cancellation fee. I advised them that I was not under contract and that my account never should have been debited over the last few months and was not authorized. I was advised that American home shield renewed the contract without my permission and that I should have received an email. (THIS IS TOTALLY AGAINST THE LAW AND FRAUD.)

    American home shield was not authorized to renew or extend the contract, nor were they authorized to continue debiting my account for the last 5 months. I will be contacting the BBB in regards to this and reporting this to my bank as illegal transactions.. I will never use this company again and will take my business to "Home Warranty Solutions"....

    My hot water leaked on a weekend in the middle of winter. I had to get it fixed fast. AHS had no live agents and the automated system wanted me to pay the deductible with giving me any idea if I would be dispatch an emergency service, etc. I would not pay for something without knowing exactly and approximate time of receiving the service. I went ahead and did the job on my own and AHS (even though they asked me to fax the receipts) never responded nor any of the managers when I repeatedly left messages. Wait time for all calls were at least 45 mins plus and 80% of the agents did not understand English very well. They start with apologizing profusely and the lines are generally cut when they cannot solve the issues. VERY IMPORTANT - the only time you get USA agents who are more experienced, etc. is when you inquire for new memberships - that's where the sugar coating starts.

    AHS claims generally hide behind offshore agents, etc. I was lucky to get hold of a AHS local agent who I only got through when I posed as a new customer, she was very good and tried to talk me out of cancelling my policy and said she would give me some local numbers to call, etc. I think the management hide behind bogus email addresses. (Because none of the email addresses published online worked in my case.) At the end, I got nothing, last agent tried to talk me out of cancelling again. More embarrassing was I had also encouraged my neighbor to join AHS long before my claim and their hot water went down too. It took AHS almost a week to come and check and they said it would take a further week and a half for repairs. The neighbor kicked out AHS also, lost money and they had to pay a couple of thousands to get it done elsewhere. I was so embarrassed because I was the one that recommended AHS in the beginning.

    AHS has lied to me in my case, did not reimburse any repairs, did not return any correspondence or phone calls. I would never recommend this company to anyone. They might seem the best of the lot but it's the opposite. I tried and got short changed badly. I recently received 2 emails from AHS stating that they want me back. REALLY!!!!

    American Home Shield's contractor, Blue Ridge Mountain Plumbing, has been out to our home three times this year for three separate issues. They have been amazing every time. The first time they came out, they fixed our hot water in our basement shower. We weren't getting hot water at the time and they fixed a valve there. During the same service call, they found that we had a gas leak in our water heater. We put in another work order and they came out again to fix that issue.

    Recently, we went down to our basement and found that the hot water line underneath our sink had disconnected and we had water everywhere. Blue Ridge Mountain came back to fix that as well. The techs showed me exactly what was wrong. While our cold line was done correctly, the hot water line was done incorrectly.     We had a leak in our upstairs bathroom, and so I submitted a claim for it online. The website of American Home Shield is easy to use, and the contractor came out in a couple of days. The guy from Wakeman Maintenance was nice and professional. Our jetted tub was leaking water through one of the seals and then going down in between underneath the bathtub. Since he came out, I have not seen another leak. It was a good experience. The first year we bought this house, the AC unit went out. I had a different company and it took them forever.     I'm pleased with the service of American Home Shield and I've been with them since 2004. I have the warranty in all my houses and other properties that I own. It's good and I always recommend American Home Shield to people when they are getting houses. I tell them about my experience. My niece, who is at a property I own, was having problems with a leak behind in the bathroom. American Home Shield sent out Jim Bennett's Plumbing but it wasn't leaking the day that the tech was there. My niece said the tech was very thorough in checking to see where the leak was and what was going on with it. But he couldn't find anything. He assured my niece of what it wasn't but he couldn't tell her exactly what it was because nothing's happening at that time. My niece was very satisfied with his suggestions of what's wrong and his professionalism. I was grateful for that because I'm not there at the property.

    Also, we had a problem before with the water heater. It's about a year ago. The dealing was with Jim Bennett's Plumbing too and it was really not good. They were waiting for a part and it took two weeks. It was my niece in the property with two young children. And to me, what was happening was totally unacceptable. I was just getting ready to the point of just asking for another plumbing service when the last technician that came out wound up bringing another hot water heater.     I’ve been in this house for a good while and my air conditioners are both getting really older. Of course, the air conditioners keep running and I’m paying the premium at American Home Shield every month. But I’m divorced so I’m the only one who’s putting the money into all of this and I was a little worried that one or both of them would go out and I would really be in a fix if that happened. At this point, I’ve had American Home Shield for a pretty long time, about 10 years, and it has been helpful. They’ve come out for numerous other things. When I find a problem, I do call them.

    But I wasn’t real happy with the phone way of getting in touch. You would have to just wait on hold for a long time. But this was in years past. Then one of my friends at work has American Home Shield also. She told me to go online and I wouldn’t even have to wait. I didn’t even know about that. But I’m an old dog and it takes me learning new tricks to figure these things out. But after that, it was not a problem at all. When I submitted the plumbing claim online, the website was fine and then Mister Plumber called me to set up an appointment. The rep told me it would be around noon on whatever date that was. She said they would call me 30 minutes before they got here, and they were here. I had two issues and they sent two guys.

    I had two toilets upstairs. They wouldn’t stop running and I’m just not confident to change the inside parts. So one of them was upstairs doing that and the other one was addressing the problem under the sink. I developed a leak under my sink and I knew there was something in the pipe, which was kind of leaking a lot. I didn’t know what the problem was but it was the garbage disposal and the Mister Twister guys were very confident. The company and especially the girl who handled it were very nice, helpful and cheery. They were quick about getting back with me once I did put in that order.

    I had a heating problem and American Home Shield designated Metropolitan for it. That claim was okay. But there was another problem with the refrigerator and the contractor who was sent out said they Mickey Moused it. They charged me then they never came back. I’m not happy with American Home Shield’s choice of contractors. During the whole of last year, every time we called the warranty company for service, the contractors came out but it seemed like they were just there to collect their $100. They were not interested in fixing anything.

    I was with the American Home Shield for two years and I had five properties with them. But they are a scheme. They don’t screen their contractors, and there's nobody that you can talk to. There's absolutely no way you can talk to a live human being and complain about your experience. It's horrible. I just changed all my insurance.

    American Home Shield could cover a little bit more than they are covering, especially for seniors when paying in a monthly fee. They will only cover so much stuff but not the whole job and you still pay your deductible. It’s frustrating especially on a fixed income. The plumber was super-duper nice and he didn’t charge me any more than my deductible to fix what was wrong with my toilet. I thought that was a godsend right there only to have the AC guy come behind him and stick me in the rear. I felt he was nasty looking. I didn't know whether he’d been out on several other calls that morning. He wasn’t well-kept and I just felt like he was gouging me up on prices and then he said that he gave me a break here and there. It doesn’t feel like a break when it’s still gonna cost me $2,000 plus to get air in my house.

    AHS will pay for the breakdown, taking apart the stuff, and they’ll put it back together. But they won't pay for the permit, they won't pay for what this state requires and they won’t pay for the coolant. What happened was the hose broke and all of the coolant came out. Even though the AC was turning on and running, it wasn’t cranking out cold air. They called back and told me that they received the guy's estimate and asked me if I wanted to search around for some others. I didn’t have the time or the energy or even the anchoring to do all of these. I'm not a healthy woman.

    They were supposed to send me out reputable people. I felt like he jerked me around. I wish they’d just come on out and fix this and be done with it and stop messing with me. I'm giving them another day. If they don’t come by Friday, then I’m gonna call the air conditioner guy that’s gonna come out and fix it now and give it to American Home Shield and have them pay it.

    I have had coverage with American Home Shield for a long time, about 10 years. I had a break and then I picked it back up again. When I do a service order, I get a response from a vendor right away. I had a little problem five years ago wherein they were using a certain vendor that wasn’t user-friendly, but they don’t use that vendor anymore. One time, my washing machine was leaking and it was not fun. The first that showed up was a small leak then the leak got a little larger. After I did the request online, Murphy’s Home Services came out in a couple of days. When the company called me, I told them that I had a friend who built a cabinet around the washer and the dryer and the dryer was on top, so when two of their guys came out, they were really prepared to deal with my situation. It was very great. Now, everything’s working fine. My wife and I we go in the laundry room, look and there's no leak or water.

    AHS was just recommended to me. This is the first time I’ve ever started a claim. I tried calling, but it took too long, so I ended up just doing it on the internet. Air Connection Mechanical sent about three different technicians out, and every time they left, the issue was resolved temporarily, and then the next day, I have to call them back. American Home Shield sent me an electrician because the AC company said it needed to be electrical work. The electrician said it’s air conditioning. He left and he’s going to file a report to get a different AC company out. He’s supposed to send that within the next 30 minutes but it sounds like AHS might be backed up so it might take longer.

    We had a faucet replaced. It didn't feel like the parts were covered based on what the contractor told me. So, that wasn’t very clear to me going into it, like if a faucet needs to be replaced but you get a really cheap plastic part. It’s not the same as what you have if you don’t buy one yourself. We had another claim wherein the AC unit fried all the key parts. Next Generation came and fixed it, and replaced the compressor and some of the electronics that fried. That went great.

    Two years ago, I was with another company and their monthly premium and copay per item went up. I went on the internet, shopped around, and thought American Home Shield would be cheaper, but it turns out that it was not. I used the other insurance company to perform maintenance on the air conditioner three years ago and they paid 100% for the Freon.

    For my AC claim, AHS sent me an email and told me in writing that Freon would be $55 per pound. They would pay $10 and I would pay the balance. When the contractor got there, they said it was $85 a pound. I called AHS and they called the vendor. The vendor said that it was 85, not 55. AHS got back to me and said that there was a misunderstanding. They should honor what they told me. I wound up paying $800 and I wasn’t happy. Other than that, everything went well and my tenant was happy.

    I have another rental and the faucet was leaking in two bathrooms. The contractor went out in November and didn't finish the job until February. They had to order parts and wouldn’t replace the faucets. They said that the insurance company won’t pay so they had to go. They found the parts somewhere in New Jersey and shipped them out. But four months was absolutely ridiculous.

    We had three things break at one time. We had the washing machine, and then our oven door broke and then the refrigerator handle broke. Active Appliance handled all three. They were extremely professional and polite. So far, everything's been good. I was extremely satisfied, especially during these times.     American Home Shield does a good job. But how easy or difficult a claim is depends on what the claim is. I don't like that they are really restrictive as who they use as their service people. We’ve been with them for 10 years and now, they’ve changed to 15 different service people. You never know who you are gonna get. That’s my problem with them. Otherwise, contractors come in and they fixed the problem. And it’s okay. We’ve looked around and American Home Shield is the best warranty we found. Some of the others say they cover things but they really don’t if you get down the bottom line. They give you a certain amount of money whereas American Home Shield pretty much covers what you got a problem with.

    But if you want a certain company to come out, the warranty company would say that is not part of the contract and that they don’t have a contract with those people. We’ve run into that before. We had ABC Company come out and we really enjoyed their services. If something else happens, we told American Home Shield that we would like for ABC to come. But American Home Shield is not contracted with them anymore and they would give us somebody else. They fixed the job but it’s just not consistent. I would like to have the same person come out and work on my air conditioning every year but we are never gonna get the closest. For a claim we had, Cabot Mechanical was sent out to check our air conditioner. We called and they were out within 24 hours. They did a good job and we are pleased. All in all, we're happy with American Home Shield. I've recommended them to my daughter, son, and grandson.

    I reported two issues. The heating was not working. It was not heating up the house. There was a little switch inside that needed to be flipped that nobody had an idea about, and the Altus tech just came in, flipped the switch, and left. I paid 100 bucks for that. The other issue was with the hot water in one of the bathrooms. There was hot water in all other places except that. The guy came in which took him two weeks to do. I guess he only contracted that work for Home Shield, even though there are a bunch of plumbers around here. But nonetheless, he came in two weeks later and looked at the problem. He took it apart and put it back. He couldn't figure out the problem and he left saying either Home Shield would contact me back or he would do it. He wasn’t very clear about it, but it was Home Shield that did.

    Two toilets were running and Rapp's replaced the inside of one toilet and some kind of flap on the other toilet. But I had to call the tech back because the toilet that they didn't replace the flap on kept running. He replaced that flap and it went fine. The guy could have just replaced everything the first time, but I guess he felt he didn't need it. But I don't have any problems with it, with everything right now. It's good.

    Submitting claims to American Home Shield is easy enough to do. However, the first time I had an issue with my washer, they sent someone who couldn't work on my washer. Then, when they sent somebody who could work on it, they didn't have the parts needed. Those parts needed to be ordered. But then, the same part went out within a week and they had to order that again. It took a while to get that claim done. It seems that none of their contractors have parts on hand. Still, the washer has been fine since then.

    Home Shield is also charging a little high for their monthly fee. They charge $49.99 a month. Still, they do the job. Recently, I had ATR General Services to handle my unit issue. They came and assessed my unit and found that the inducer on it had gone out. They ordered the part which took a while. Then, they came back and put the part in. The unit has worked fine since then.

    We had a problem with the refrigerator, which ended up being my stupidity. We thought it was a problem with the dishwasher when it was actually with the garbage disposal. AAA Appliance Services came out and they ended up fixing the fridge. The water wasn’t working. The company that came after AAA was great, though. American Home Shield is a fantastic home warranty provider. I’ve been with AHS for probably seven years. The only time we ran into a problem with them was Thanksgiving time when our dishwasher broke. It took four times before it was finally fixed in January, but that wasn’t their fault. Crap happens.

    I was a customer for four years and wanted to modify my contract to remove the coverage related to our pool since I had a new one installed. I spoke to four people who told me this wasn't possible and when I finally spoke to the fifth person they mentioned they could make the change. Best case scenario the four people I spoke with were inept and untrained or worst case the Company's business practices are completely shady. As a result I cancelled my policy and went with a competitor. Additionally, they charged me a cancellation fee which I happily paid to distance myself from their business. There are other options out there that are better than American Home Shield. Definitely would not recommend.

    When the pump underneath the dishwasher needed to be replaced, the guys that looked at it were great, but the guy that came to put the replacement in was kinda average. That was a first for me because AHS has always sent really good people. He did the job, but we called back because he needed to come back to finish it. There was a piece of molding that I wanted the dryer to sit behind, but after he first came, he had it sitting on top of the molding. When he came back, he did the best he could. It’s now mostly behind the molding now and I’m happy with that.

    AHS has changed. They and their customer service people on the phone are average now. The rep kept on saying that I was calling about a leak and I said I was calling about my dryer that was working. After speaking with her on the phone for a few minutes, she put me on hold and came back on. She said, “So, you’re calling about a leak in your kitchen?” I said that there was a leak coming from the dryer. She thought it was the faucet that I was talking about. I’ve been with AHS for over 20 years. When I moved in in 1996, the air conditioning unit was acting up. They came three times and then replaced the whole unit. But they were at a much more professional level than what they are now. We’re looking for other companies to maybe switch to.

    This is my third year with American Home Shield and I’ve never had any trouble. Things have always been in a timely manner. My last experience with them was good. The tech happened to have the needed part in his truck. My issue was fixed and I was very happy with the service. Drain Masters was great.

    My air conditioner wasn't cooling one time and I called American Home Shield. Their rep was knowledgeable and had a good personality. Upon submitting the claim online, I set the appointment up with their contractor, Comfort First Heating & Cooling and their tech showed up within five minutes. The tech's professionalism was very good. However, he said that my system had a slow leak of Freon. I told him to find it and fix it as the claim is costing me 400 dollars out of my pocket. He said that would take too long. He said he could put something that would automatically seal the leak as my system was running.

    He put a little blue cylinder inside and said that it was for when the air conditioner kicks in. With it, the pressure would be maintained. I felt though that he should have just fixed the leak without having me give him a lot of input. The AC has been good so far since the repair. I've been with AHS since '04 or '05 and I like the protection. It's less expensive to have the warranty and use it than it is to have to go out and buy a brand new appliance.

    My dishwasher seemed to be stuck in washing mode but we couldn't see water coming in. We discovered that water had been leaking down to the floor and through the basement ceiling and all the way down to the basement walls. I submitted the claim to American Home Shield online and Repair Shack, their contractor, came within a day or two. The tech gave me a two-hour window that morning and he came right at the beginning of that window.

    However, the initial visit did not fix the problem. We had to submit a recall and they had to come back for a second visit to determine what was going on. They did that right away and determined the parts that we needed to order. It took a few days for those parts to come in and then they came back again and completed the repair. Since that time, things have been perfect. We've been with AHS for over 15 years now and I've been very satisfied with them.

    Submitting a claim was pretty easy and I did online and on the phone. American Home Shield was having an AC company come out then it took a minute to get hold of one that was qualified. I had to call in ‘cause I have no AC and it's 85 degrees in my house and I didn't receive a call within the 24th or 48th hour. Airtron Inc. came out. They weren't able to fix it but they did their job and were professional.

    What I'm not okay with is that aside from being a repeat customer plus the fact that I’m a Realtor and I refer business to them, every year, even though I don't up my service fees, they up my renewal rate by $50. By the time it's all said and done, it's gonna be like $700, whereas with First American, Old Republic, it's nowhere near that. That aggravates me and it's a process every time I have to go to renewal and then I have to call in. It pisses me off. Aside from renewals, they should improve getting in touch with somebody whenever I call in. It would be great if I had an account manager or rep. If something goes wrong, I don't have to keep calling them back in and talking to four different people before they transfer me to another four different people.

    On our most recent claim with American Home Shield, Conklin Plumbing came out. Their service was great and they got everything taken care of. American Home Shield should have more English speakers when you do call in and have a problem. Their customer service reps speak English but you could tell it’s not their first language. It’s very heavily accented. It’s not every time, but the majority of time, it’s not as easy as it could be.

    I have American Home Shield on two properties and I've been with them for 20 years or longer. Anytime I’ve had difficulties at home that seemed to be pretty major, I’d give them a call and they’d be right out there within 24 to 48 hours. One time I had one issue out here in Cartersville with the gentleman that came out that was sort of abrasive and didn’t seem to know what he was doing. I told AHS and that was the last I’ve heard of him. Then recently, Mr. Appliance came out in Douglasville and they were great.     I have been impressed with the people that AHS has sent out. I have had friendly and knowledgeable people. Last year, we had a mini-refrigerator go out and I had been kinda frustrated. It is still not resolved. They said that I needed a new one, but they would not get it for me. They said that I needed to find one and then they would reimburse me. I've kind of shelved that and haven't followed up on it. When I call them about it, they said that there was no limit and that doesn’t matter if I wait a couple of years. They've got in the system that they owe me a refrigerator. Whenever I get one, I can contact them and they will send me a refund. I would’ve wanted them to have brought out a refrigerator and put it in. When the panel on the heater and our pump were not working, Expert Pools came out. When they looked at the pump, they said the issue was the capacitor. They replaced that and the panel, and everything has been working properly since.

    So far, I've had problems with two of AHS's contractors. And I was very dissatisfied with their work. The first one was LA Appliances. I put in a work order in July and the first item was fixed in September. Then the second item was fixed in October. The first three times I called, I was told the company had to order parts. Then after that, I was finally told that somehow, the claim got put on the backburner and that they were gonna take care of it. They finally did, but it was bad business because it took a long time for the work to get done. Other than that, I always get good service whenever I deal with American Home Shield. The representatives try their best to handle me the best way possible.

    Everything went fine with my recent claim with AHS. We just had to do a couple of visits. There was some miscommunication on what needed to be fixed between myself and the people that take the ticket. So, the contractors would only do what was on the ticket at the time. And I had to call back in to get them to come back out to redo the other stuff.

    When I called, I had a plumbing leak and we had some stoppage stuff. There were some leaking faucets. And then I have water in the floor. I told them I don’t know where it was coming from. When he came out, he was like, “All we have is that there was leaking.” There was water on the floor. He said, “We didn’t have anything on the drain stoppage.”

    Apparently, in the basement, the drain was stopped up, which was causing backflow to the leak, and the sump pump was leaking, and my sink was leaking underneath. The pipes were leaking underneath that. So, he fixed the sump pump leak and the sink fixed, the leaking stopped. And then he was like, “I’m gonna have to come back because I can’t do this.” The toilet was leaking.

    A couple of weeks later, he came back and fixed the toilet leak. And he fixed the stoppage for the basement where the laundry was flowing. So, the toilet still moves, like if you sit on the toilet. But it’s not leaking and I don’t see any water around it, and it’s no longer constantly running. The bathroom faucet still leaks, but he did what was on the ticket. He was very professional and friendly on both times he came out. Even when he was explaining to me about this ticket, I was like, “I just knew water was leaking from somewhere and this was backed up here.” And he was like, "We’ll get it." Between this quarantine stuff with COVID-19 and my house falling apart at the same time, I’m just happy that I don’t have puddles of water.

    I like to call my claims in with American Home Shield. When my garage door just wasn’t working, they assigned Sam’s Garage Doors to that claim. Their guy fixed it. But I don’t care for AHS because this was the only time they fixed something. Everything else had been an issue. I have a dishwasher that doesn’t work and they said it’s not their problem. I’ve been handwashing all my dishes and I’m just gonna have to buy my own dishwasher because I don’t how to fix mine. I sent pictures of what happens after I wash the dishes. The two technicians that AHS sent out lied. One person said he told me how to flush out the rinse compartment but he never said a word to me. I got a turkey baster and tried to do it myself after hearing that this could be done. It hasn’t helped with anything.

    Also, my microwave finally got replaced but it was replaced with the wrong one. It took me almost a month for AHS to realize they made a mistake and to fix the issue. I had to make at least 20 phone calls. AHS needs to pick better vendors. It’s like I constantly have to call after these crappy vendors to come out for their $75-call and don’t do anything. Also, when you look at the vendors’ reviews, they have terrible ones. There was one instance when the heater on our spa wasn’t working. The first guy AHS sent out told us we needed to run new gas lines. The report I got from AHS stated that the guy said it was rat-infested and the gas lines needed to be redone. We just vacuumed it out and called another person. There was a part broken in there and the guy who came out replaced it in 10 minutes then it was fixed.

    We had a warranty when we built this house and that warranty company went out of business. My brother has been a member with AHS for over 20 years now and he gave us this warranty company. So we contacted them and we had been with them ever since. We like American Home Shield. Customer service is in America and that really says something too because we can talk to them. They're really sweet people and they always help us. My son just bought a house and we sent them to AHS. They're going to get a warranty for their house.

    When submitting a claim, I prefer talking to everybody there. They're super sweet people. But my husband works from home so he does it on the website. Usually, they say that the contractor will call us and they do. The contractor usually calls within the same day or if not, the next day. Recently, we had some leaky toilets and Mr. Rooter fixed them for us. Where it was leaking, it wasn't a standard part so they had to order it from the company for us. It was right when all the Coronavirus stuff started. They were getting the part from China so it took them a couple of weeks to get it. We've also had problems with a couple of the appliance people that they've sent out but overall, American Home Shield has been fantastic. They've sent out really great kinds.

    I can call American Home Shield and report anything, and it’s only $75 for them to come out to fix it. The people that they send out are reputable and professional. So I’m not afraid. I’d get the text messages that the tech is coming, when they’re coming and how soon they’ll be here. So safety is a big thing and I really appreciate that. Then afterwards, I’d get a survey as to how well they did and then if something happens, I can call them back and cancel as long as the person has not shown up and they’ll refund the $75.

    But I had two guys come out from TrueAir Solutions and I wonder if the Freon that the first guy put in is what messed up the system upstairs. He came out and said he knew exactly what was wrong. He fixed something on the outside and then he went upstairs and put some Freon in. But after he left, it started heating up to super hot even though it was on air and that wasn’t happening beforehand. When the second guy came out, he looked at it and said that the Freon that’s in there was faulty and that it was causing the system to not register correctly. So it was like really cold or really hot. He said all of the Freon in the system would have to be replaced in order to get it to working right and he would also have to fix another part in the attic because it was not reading correctly. Everything is working as it should be now.

    We bought the house three years ago and we’ve already gone through a refrigerator and the stove that needed to be repaired. The people had a Samsung kitchen suite. They had the refrigerator, oven, and dishwasher. And so far, the refrigerator had an ice machine that just wasn’t repairable. We had water constantly coming out of the front door from the ice machine. So, we now have a GE refrigerator and Home Shield was helpful on that. It took a little longer because I live rural, and perhaps that’s a problem. Whoever Home Shield contracted with, he was difficult to deal with. He did not call back. Things were not done in a timely fashion and that unfortunately reflected badly on Home Shield when it was just who they contracted with. But now that they have Sears, we have zero issues and zero problems.

    It didn’t sound like the oven's convection fan was working and the gas wasn’t igniting. That was sad. So, the oven filled up with gas but then it wouldn’t ignite. I put in a claim with Home Shield, Sears got in touch with me right away, and I didn’t have any more contact with Home Shield. It was all just through the Sears representative that came out. That guy was timely, professional, and did a great job. Home Shield needs to keep Sears. The oven is working great.

    I had a very good experience with the young fellow who showed up to do the repairs. He was a gem. The company was Appliance and Refrigerator Hospital and I would recommend that company in a heartbeat, especially him. He wore a mask when he came and we kept our distance. He also wore booties and was very considerate. Major kudos to him. Everything was also scheduled in a timely fashion and he did a very nice job. I was very happy about that. But I had a terrible experience with my Thermador range. I love it and I don't wanna have it replaced but a dial was broken. So while the young man was here, I asked if he could check whether I could get a new knob for it, and he did.

    But then I got this horrible call from this woman who was cranky, nasty and didn't explain things. She called me and started rattling a bunch of stuff off. I couldn’t understand what she was saying. I told her I didn’t want a new Thermador and that I just wanted a knob. But she said no and that they had to replace it. She said the parts weren’t available. I finally asked her if she was having a bad day because I was really not appreciating the conversation and she just went off. She said, “You can hang up and call back.” I said, “Okay, I’ll do that.”

    With the number that she gave me, it took me a couple of transfers to actually get to somebody that I could really talk to and I had to wait on hold for a long time. But I eventually got through to somebody who was very pleasant and apologized for my bad experience. What it boiled down to was that American Home Shield would only let me have a replacement cooktop that wasn’t anything close to Thermador and that I would have to replace it, which was like $2,500, and then get reimbursed. The downdraft is built into my Thermador and they don't make those anymore apparently.

    But if I were to replace my Thermador, I was told that I’d have to replace it with a Whirlpool or Sears. I know it won’t fit on my island and I have tile on my island. I said I was not in a position to replace my whole island countertop so it made no sense to me. I asked if they could just compensate me so that someday when I redo that, I’d have it there. The rep said they couldn’t do that, which was fine with me because it’s gonna be a few years before I remodel my kitchen and when I do, I may wanna try to keep this cooktop. It’s older but it is a gem. As is my double Gaggenau. That’s $9000 to replace a double oven Gaggenau and I love it. All I wanted was to get my oven doors fixed, which that young man did a beautiful job on.

    For my Thermador, I just wanted to get a new knob because one of the five is broken. I’ll probably just get on eBay and keep looking because there’s gotta be one out there somewhere. But the second gal I talked to at American Home Shield explained to me what my options were. The first gal I talked to shouldn’t be representing American Home Shield. I don't know why that woman treated me the way that she did. American Home Shield should go back, listen to that recorded conversation and provide that woman an opportunity to get customer service training or go do another job because she’s not cut out for it if that’s the way she insists on treating people and thinks it’s okay. Granted, everyone is stressed right now. So I think all, myself included, have to make an extra effort to be patient and kind and not treat people that way. I didn't need to start my day like that.

    Quite honestly, I’ve been dissatisfied with American Home Shield for a long time and I have been looking to shift my policy. I’m a Real Estate broker so I put that policy on my own house probably 15 years ago. I’ve had it for a very long time and I occasionally have had to use it and it’s been great. But I don't recommend American Home Shield anymore because their policy has been cut so significantly. It’s really not what it used to be eight years ago.

    The water heater was leaking and we filed a claim. The guy from Plumbers came out and he checked exactly the leaks from the water heater. A week later, he called to let us know that it was $749 for the labor. I said it was too expensive because we have the Home Shield cover for the water heater and we were expecting maybe we can pay another $100 or $200 for the gas pipe to reconnect to the new water heater. The job is still not complete. We called Home Shield and reported. They said they may send a different guy to finish the job in 60 days. I’m still waiting for the new guy. Also, we just called the other day because one of the AC units is not working. The contractor found out it's the compressor and we're still waiting for Home Shield to approve so they can come out and fix it. My experience with Home Shield is excellent. I love it.

    I’ve had another company I’ve used for years to come out and clean the filters for maintenance kinda stuff, which isn’t covered by American Home Shield. I was complaining about one of the downstairs unit not heating so I called American Home Shield to find this out. My maintenance guy told me it was a certain kind of a valve. It ended up costing about 800 bucks. I read the ratings, and I didn't like the ratings of the Epic people. I called them and told them I’m kinda concerned. There’s a lot of negative stuff here. The rep said he would make sure to send out one of the more senior guys. So I waited, and they came out, they looked, and the tech went out. They said it was a breaker on the wall here.

    There’s two breakers. One on the inside and one on the outside, plus that switch on the inside of the unit. I flipped the switch and it works like a charm. I asked the tech if he was sure that was the only problem and that maybe they turned it off because they knew there was some problem. He said no because the valve would have stained or made some kind of noise. He told me that everything else seemed to be working fine. So 109 was already spent. The unit has been working like a charm ever since. I scratched my head and wondered why am I throwing my money away on my maintenance guy. But I was very happy. The guy was very pleasant. They were quick coming out, and the tech seemed to know what he was doing.

    I had a little trouble with a faucet here within a couple of months of getting the warranty. The guy came out and he seemed to know what he was doing. He put a little clogger gizmo in. So far, everything that American Home Shield had done has been fine. They've been very pleasant to deal with when you're on the phone. The people they’ve used so far have been knowledgeable and quite efficient and very pleasant to deal with. I’m happy.

    I purchased the refrigerator on April 1 and I got it the same day. And when I got it, one of the features that I wanted and liked was the feature of the water dispenser and ice. And so, I couldn't get it. The technician plugged it up and he put the handles on and left. He did draw some water from the refrigerator before he left. He told me that I was to not drink the first two gallons of water or use the first tray of ice and that I should dispose all of that. And so, it was the next day that I went to pour water so that I could drink it. But I didn't get any water. It didn't respond at all. And I looked at the ice tray and there was no ice in the tray. So it had not worked at all.

    I called them and they sent a technician out and he worked on it. And he didn't really tell me what was wrong. The only thing he said was that something was causing the filter to freeze and that it had frozen and burst. And that he would have to get a new filter. He'd have to replace it, so he left. And he came back about four days later with a new filter and he put that in. And when he left, water was able to be dispensed from the door. No ice was made at that time but he felt like everything was okay.

    He wasn't discourteous and he seem to know what he was doing. When he left, he left me with the understanding that he had replaced this broken piece and that it was gonna work. I wasn't dissatisfied when he left. It was the next day that the same thing happened that it happened before. We went to get the water, to try to dispense water and no water came out, and still no ice. So then we called again and they sent someone out again. This time, it was a different person.

    The man came in here Friday. He said it was wired incorrectly and they had called GE. And he had decided that he knew what was wrong with the refrigerator. So he came in here with a huge box to replace this big piece. He pulled it out and he put the new piece in. But he told me that there was a faulty in the wiring of the refrigerator. I looked at the piece that he pulled out and the piece looked to me like somebody had wrapped masking tape on the back of it. I said, "You took that out of this new refrigerator with masking tape on it?" He said, "That's the way it was made." I said, "I've never seen anything like that." But it was like somebody had tried to make it over or repair it or what.

    He started fixing the wiring. He said he had repaired that. And he left it. But when he left, he said he was gonna stand there and make sure that the refrigerator was working properly. He stood for a long time. And the temperature, he set it but it wouldn't move. And so, he removed the filter. He left that in a glass. And then he told my husband to put it back in after a while. So wait a few hours and when it registered properly, to put the filter back. That was Friday.

    And as of today, Monday, he has not put the filter back in because it's not registering properly. And so, we called last night, to Lakeside, to report the problem, to ask if they would send that repairman back. And we asked if they would call us. By 9:20 this morning, no one had called. I asked my husband to make a call and he did. And they called him back. Somebody's supposed to be giving us a call. So we're still sitting here with this refrigerator, not making any ice, not dispensing any water and the warm refrigerator part. My thought right now is I don't want the refrigerator. And I'm planning to tell them to just come and get it.

    My first email to American Home Shield was that I had a dishwasher leak and then, I emailed them and I told them it may not be a dishwasher leak but a plumbing leak. The contractor came out and he was nice and did a good job. He found out that it was a plumbing leak under the hose. He said that the original builder didn’t put a little seal in so it wasn’t covered. He then contacted Moen and was able to get the part sent to me. He was gonna put it in but he was gonna charge me $75 to do it, which would have been welcome, except that it was such an easy thing that I did it myself.

    I won’t be renewing with AHS. It wasn’t difficult to submit a claim to them but in my first one, I paid $100 and wasn’t able to get the repair done. They need to work on communication. Someone should be there who could filter the call and be able to say that it was a leak under my sink and that they were gonna send the plumber out. If I agree, then I’m willing to pay the $100. You almost have to self-diagnose. I’m a senior citizen with a disabled husband. So, for me, I need somebody who could diagnose it to at least give me some help but it was all done online.

    I called because Home Shield had this thing where we can add an item that’s not on our Pick 10. I talked to a representative like, “What if I’d like to add an item?” and the rep had no idea what I was talking about. I got through a supervisor who also didn’t know what I was talking about. They don’t know the products they’re selling. This took like 45 minutes when she said, “Oh, pick one where?” I was getting an estimate of what that extra item is gonna cost me for a serviceman to come out and I got a big fat runaround.

    Their people used to be out of like Georgia and it was pretty easy to talk to them and set up an appointment. But they’re hiring people that don’t have English as their primary language and they have no idea. If you ask them anything besides having a serviceman come out, they have no idea what the heck they’re talking about. Other than that, Home Shield has been fine and they’ve honored things. We’ve had two fridges that were not cooling and they wrote us checks and that was no problem. Things have gone wrong and they’ve sent somebody out and they get fixed pretty good. It’s just the phone-in people. They switched it from local and shipped it off overseas. It was a horrible experience, that’s why I’m shopping for other warranty companies.

    I kept calling in to American Home Shield 'cause one of our rooms is hot. Someone was supposed to get back to me from the air conditioning contractor sent by AHS for a previous claim from last year. After several attempts, they never did. I called AHS several times and just dropped it. The contractor said that someone would contact me from AHS but no one ever did. I've had AHS's service for 20 years and this was the only time I had an issue that never got resolved. Still, I recently had an AC unit claim and AHS sent A-US Air Conditioning of Texas to service it. Everything went well and the techs who came were great. They walked my husband through.     Our heater would not turn on. The technician from A-US Air Conditioning thought we were going to need a new thermostat, so he poked around with that. He put new batteries in and looked at the unit. Then it was good to go. About a month ago, I went online to request service for our refrigerator. AHS sent me an email saying that Superior Appliance would call me. This was on a Sunday night. I called them right back when I got the email because I had told them that Superior had been out to fix my dishwasher last year and the fella they sent was so incompetent that I couldn’t stand it. So I requested this time that you switch contractors. But when I called back, I got this young woman on the phone, and I could hear a baby in the background. She had a very thick accent and you could tell she was reading from a script.     I couldn’t get anywhere with her, so I got off the phone, and I sent an email to Amanda, the district rep. She wrote back and said she referred me to Maria who basically told me the same thing and that I’d have to stick with Superior since I had already started with them. This was falling on deaf ears. Then Maria sent me a email last week and asked if I had heard from Mike, the owner of Superior. I told them that I hadn't heard from anybody. Friday came and he was supposed to call me Friday to set something up for Monday. So at 10 minutes to 5:00 last Friday, I called and I said that I hadn't heard anything. Then on Monday, Mike didn’t call. I waited all day. Maria wasn’t in on Monday, so I sent another email to her and asked her to call me.

    Then late in the day, I sent another email to Amanda to give her the update that I hadn’t heard from anybody. So, another rep called me from the AHS office on Tuesday morning and said that Mike was supposed to call. I told them that I was tired of hearing this. Mike never called. She then said the he was supposed to get here by Thursday. That was four more days.

    I talked to Maria on Tuesday afternoon and she asked if I would still wait for him. I said no and I asked if they could get Mr. Appliance of East Texas here. They had sent Mr. Appliance here years ago and I was very pleased with them. She got back on the phone and said they Mr. Appliance would l contact me. So, I hung up because I knew they would call me and they did. Mr. Appliance is always very nice. Amanda initially had said sorry that I was experiencing this. But the other two girls have never said they’re sorry. They're trying to take care of things, but not in the correct way.

    I called American Home Shield to put in the garbage disposal claim. Everything was good with US Plumbing. The tech fixed everything. Took him probably about a good 45 minutes. However, I checked this morning, and I noticed that I’m having problems with it. They went out here about three or four weeks ago and it looks like I’m gonna have to call them back ‘cause something is not working right. I’ll call them to actually put it together since they have the warranty. The AHS coverage is convenient. When you call, the service comes out the next day. The only thing is the deductible is kinda high when you pay for them to come out. I don't want to pay $125 when it’s already put together.

    Filing my claim with AHS was the easiest ever. I called up and somebody was already finishing up. The contractor was over within an hour. We couldn’t keep the pilot light lit and he had to replace a coupler. The problem was taken care of within a couple of hours. I've heard horror stories, so I was bracing myself, but I didn’t have a problem at all. It was the first time in all my years that I've had to use AHS myself. We've had rentals in the past and they’ve used the insurance, but this was pretty awesome.

    I had American Home Shield a few years ago then I switched to another warranty company. This year, I came back to American Home Shield. I hope they can cover more items so homeowners would not worry whether some of the items are covered or not. I hope those items that wear out often could be taken care of by the home warranty. That would really make this more valuable. Otherwise, their claims process is pretty straightforward. Everything’s good. The contractors were very professional and they wore gloves. They also protected the shoes when they came to my home so as not to make the floor dirty. For a claim I filed online, that somehow did not fully go through so I called and that got that taken care of. Someone from BB Lewis Plumbing came out and that technician was very professional. He fixed the plumbing stoppage issues so it was good.

    The customer service sucks. My microwave broke. Home Shield refused to replace it because they said a power surge fried it, even though an electrician told me something different. They didn’t even bother to tell me they denied the claim. I had to call for a follow-up because the appliance guy told me, “Yeah, they’ll come out and replace it once they tell us to go ahead.” And I never heard anything again. So, when I called them, “Yeah, it was denied.” “Well, why?” And that was after three calls because the previous person told me, “Well, we’ll research and get back to you,” but nobody ever did. Home Shield also said if they had to send another person for another opinion and they disagreed with me, then I would have to pay another $125. So, I’m canceling my contract as soon as it’s up. Don’t waste your money. In the long term, I’ve spent more than I’ve gotten out of it. It's not worth it.

    Home Shield likes to try and be in control when I don’t really need them in the middle. Kenneth Buggay comes out twice a year and looks at everything. If they find something wrong, we would call in and Home Shield would say they would get somebody to do it. But Kenneth Buggay has already fixed it and I'm just trying to pay somebody. We don’t even bother with Home Shield for most things. But with the air conditioners, it’s been helpful for us, and that’s mostly through Kenneth Buggay. When we work with Kenneth, it makes everything easy. They're good and I would use them with or without American Home Shield.

    I have two properties on American Home Shield. I've been with them a long time, probably 23 years, and I've always been happy with them. However, the website works about 80% of the time. Sometimes, it's a little glitchy when filing a claim. You'll submit and it doesn't submit. It goes back to the beginning. I had to submit one claim twice because it ignored it after I hit submit. But other than that, it works.

    I had a stinky smell under the house. We thought the sewer pipe was broken. I also had a leak in the plumbing in my washer and dryer faucet. On both claims, the plumber did a great job. He got on the ground, looked under the house, and figured out that our sewer pipe from the toilet was not leaking. He found the runoff where it was coming from the rainwater. We have a door that goes under the house, and it was leaking in there and funneling to a low spot right under where it was stinky and made a puddle that turned into a swamp. He said our plumbing was fine. He went and repaired the leak for the washing machine faucet. He showed me the bad part on the pipe and replaced it, and it was all good. It hasn't leaked since.

    He was very professional. He wore gloves and a face mask and stayed 6 feet away. He showed me everything as he went. He didn't make me guess. He changed the gloves twice because he was switching jobs and he went back outside and did some writing. When he took his gloves off, he put fresh ones on to finish it up and he did not have me sign the paper. He got my permission to sign it for me so that I wouldn't have to touch his ink pen.

    The normal process with American Home Shield is I make the call, and within a day or so, the service company calls me, and then they come out. DNB Plumbing Home Services came a recent claim. Water was backing up in a pipe and I needed that cleared. Contractors usually do a good job. AHS handled the plumbing claim fine, but my oven situation was handled poorly and I’m dissatisfied. In fact, I requested help on it in January. There is a plan in place to replace it, but we’re three and a half months out now. Most of the other times that I’ve called them out, they’ve done exactly what they said and exactly when it was gonna happen. Everything went perfectly. But with the oven they just kept putting me off.

    The service company came out four times but I did not get a resolution until a week ago. They said, “We’re not gonna be able to fix it. We have to purchase another one.” The timeliness of the whole thing has just been really poor, especially with Coronavirus now. We need someplace to cook at home and I don't have an oven anymore. It’s been pretty dramatic around the house.

The blower motor of my unit needed replacing. Some dirt and dust got caught in there and shortened its life a little bit. The techs had to order the parts needed. Still, the resolution was quick.

    On Friday night our Fridge quit working. When we found it was out the next morning we contacted Home Shield to get someone out to fix the problem. The first company they provided did not call us so I called them, but they were closed on the weekend. I called back to Home Shield and explained to a second person that the company they provided was closed and could she find another company that was available to look at my fridge. She said she would and stated that she found another company and that they would be calling right away as she upgraded our issue to urgent since all of our food was spoiling. That company did not call us so I called them, and they were closed for the weekend as well.

    When I called back to home shield once again, I could not get anyone to help. The only thing they would continue telling me is that they were sorry, but that does not fix the problem, they would not find another company that might be open, nor would they allow me to find a company and have the bill sent to Home Shield. In short this company has your money and the service charge for calling in, and they did not provide me with a quality customer service experience. Now I have to throw out hundreds of dollars of food and being on a retired budget this is going to be hard to make up.

    First contractor - said they're going on break and won't be back for three weeks. I called AHS and they got another contractor. Second contractor - Walked halfway up my walk, then turned around and texted he couldn't make it. I called AHS and first operator left me on hold for 29 minutes. I hung up. Later that day I called again and the operator left me on hold for 34 minutes. I hung up. Third contractor - Came out and said he had to order a part. A week later he called and said he'd be at my home at 6:30 pm. It is now 10:28 pm and he hasn't shown up. I am going to cancel my contract as soon as someone repairs my washer.

    When I first started with Home Shield, there was some issue with documentation on my end and two different people called to confirm the same thing. It was super smooth and seamless.     I’ve been with American Home Shield for over a year and I have another property with them. With our claim for the AC, because of the COVID thing that's going on, the technician didn't even have to come into the house, which was helpful. He assessed the situation and did what he had to do with the outside unit and all went well. We have an AC that's working. It was perfect. I had a dishwasher that was serviced about a year ago and it's functioning from the mechanical standpoint but my dishes don't come out clean. They come out with little residue and it's just the quality of the machine itself. So, I opted to wait till I've saved my money to buy a new one because I don't think it's gonna break down.

    I understand the policy with the way it's set up. If AHS can't fix it, then it gets replaced. I wish there was some way to have some type of program where there is a portion for things that are not meeting their standard even after they're functioning. If there could be a percentage discount, where maybe I could buy through their buyer because I'm sure they are much cheaper than Lowe's and Home Depot, that would be a huge help because I wouldn't mind spending. If I could get a good working dishwasher for a few hundred dollars, I'd be willing to pay right now but if I go to Home Depot or Lowe's, it's gonna be 400 plus installation. So, I'm saving right now.

    My recent claim with AHS went well. I went online, got it logged in and had a call back from the contractor pretty quick. He came by first to see, to make sure that he had what he needed, which I appreciated that. Sometimes you have contractors show up, “Oh, I don’t have this.” Then it turns into several days waiting. But he came prepared. He was a very professional individual. I watched him do the work. I’m familiar with water well work and he was very attentive to detail.

    I’ve learned that the hard way, when dealing with American Home Shield, sometimes you get aligned with a contractor and the contractor is nowhere near what I would expect.     There was a smell from the water heater and I called American Home Shield. They called the plumber and they were good but I expected them to replace my hot heater. It was old enough and then, there was the smell but they just changed a part. Also, when I call AHS, I have to pay 75 but if I call the company directly, it would not be over 75. So, the home warranty was not that useful for me. When I used AHS before, there was some leaking from the air conditioner that summer and the contractor came. At the time, they solved the problem but they just changed a small pipe. It’s unfair that even though these are minor things, I need to pay 75. They need to adjust the basic amount.

    We had some faulty wiring in a light fixture in our dining room and it started smoking. My wife called to request for a service and she said that it was good dealing with the AHS reps. The electrician called us and said that he would plan to be out between 10:30 AM and noon. He said he would call half-hour prior to showing up. We waited until 1 o’clock and we didn’t hear a phone call. So, we called Home Shield to follow-up and see where things were at. They informed us that the electrician showed up at 9 AM and he said we weren’t home. He said that he called, but we never got a phone call. He even took a picture but we were still living at our apartment at the time, so we weren’t here. We needed that phone call so we could have time to get here so we could open the door and he could come in. So, we scheduled a new appointment. I called to do that myself and it worked out just fine.

    The electrician came out and he said it was all original wiring, and there was an exposed wire in the ceiling, so he cut the wires back a little bit, attached some new wires with insulation on them and it was good to go. They were very knowledgeable, easygoing, and nice to talk to. Everything has been fine since the repair. We did have one issue where our exterior light wasn't working, so he had to come back. He recognized his mistake right away. One of the wires wasn’t attached so he fixed it in about 10 minutes. It works fine ever since then.

    I submitted a claim to AHS because I had a broken sump pump. Submitting the claim was very easy. For this one, I called somebody, and then tracked it online. So, they were very gracious. They came in, they told me what was required, got an authorization and then replaced it. I switched from Sears back to American Home Shield. I used to be with American Home Shield. And last time, the reason I quit was I had a $600 Casablanca fan that had failed like three years ago. And the contractors came in and put in a cheap $69 Home Depot fan and I was very upset. I didn’t realize that when they make a change, they don’t see which brand you have. If they had kept it, I would’ve paid to have somebody service it. So, at that point, I'd discontinued it and started Sears.

    Exclusive Appliance Repair came out for the water heater and they looked at it, and left. They said that it was fine but the water was not heating. So, they came out again and it’s still not heating. The guy said that it was our circulating pump that we need to have looked at. I haven’t called back AHS to schedule somebody to come out and look at it but eventually, I will. I also called AHS to do an AC inspection and it was the same guy who came and fixed the unit one time. He was wonderful and super nice.

    We’ve been with American Home Shield for less than a year but it’s just the maintenance part of it that’s helpful because sometimes you just kinda forget to do it but with their constant reminders, we’re kinda doing more upkeep to the house. We’ve had a couple of little issues here and there, and they have been out of this world. We love AHS. They are the greatest thing that we found.

    The pool didn’t fill up automatically like it was supposed to. The pump does it but it wasn’t working. We had to run water in the pool. My husband called in our claim. However, because with all this stuff going on, the technician from Unified Contractors didn't show up for almost two weeks. Home Shield even called. They talked to a contractor and they couldn't get through. We called one day, at least by the day after, because it was the weekend and the tech didn't show up, and told the customer service what was going on. Home Shield followed up and then they finally sent somebody. He finally came out the following week. At the time of this social distancing and all that, he told me, “So, basically, it’s all on me.” He went over there and just took care of it. He’s very professional, he did what he was supposed to do, he got it fixed, and that was it. Home Shield did well.

Then they came out, and they had to replace about four items. They got everything fixed on the second visit. They had to order a part that they didn’t have in stock. When they got that in, they found out some other things went out of whack. So, they replaced everything. They did a good job.

    I used American Home Shield many years ago and it was not a good situation. It’s been years since I bought another item. I was hoping that maybe they got their act together. I went back and it worked out this time. It was very smooth. I'm happy with them and I’d recommend them at this point. I used them for a heating claim and they sent out Air Magic. It was very good.

    The main power connection was loose and it caused the AC to short out and melt the wire. Getting the actual appointment was kinda difficult. There was some miscommunication going on with the actual company, Greenway. I had to call American Home Shield and sit on hold for about 15 minutes a couple of times ‘cause they kept saying that they had sent the information over to Greenway, and Greenway wasn’t receiving the information for some reason. American Home Shield should make sure the appointment goes through, verify it, and call back the customer so they don't have to sit on hold. Other than that, everything was good. The tech came out, crawled up my attic, showed me a picture of it, and fixed it in a timely manner. I had him rewire some stuff outside for me while he was there.
