    One of my circuit breaker on my circuit panel was stuck to one side and the tech from Queen Electric repaired it. And then, the garbage disposal came on and wouldn't go off and he fixed that switch as well. I submitted my claim with American Home Shield over the weekend and the tech came that next week. He did a good job. So far, I've been satisfied with the work that they've done. Also, if I wanted to cancel the service before the tech came, it was no problem. I was able to cancel the service and AHS refunded me my money. So, I was satisfied.

    I called American Home Shield and they set up the service. The guy from OKC Appliance King called me and it was great that he came out so quickly. The dishwasher was like it wasn’t plugged in and it was something in the circuit board where the readout had gone bad, and he fixed it. He got it to where I could run my dishes, so I didn’t have to wash them.

    American Home Shield has been fine in terms of their responsiveness and fixing the problem. I had four requests with them. There was a pool equipment, the cooktop, the oven, and then we had an evaporator coil gave out. I had some issues on a prior request where there was confusion on their end or on the service provider’s end regarding a range. Our cooktop kept having problems and they couldn’t figure it out until they finally got the right person out. On the oven claim, the thermal fuse went out ‘cause the temperature had gotten too high in it. Texas Gulf Coast Service Center came out and figured out what was wrong and came back a week later and fixed it. On the AC stuff, I was still charged $700 to replace the evaporator coil even though it was supposed to be covered under warranty. I could have gotten somewhere else for $700 and gotten it done.

    The contractor that came out for our AC issue was very nice. I like that he told me things that I can do to avoid that same situation happening. I’ve had him before. Because my unit is in the garage, which is the case for most of the houses in Port Saint Lucie, so when the temperature goes up, we tend to have a condensation problem because there's less airflow in the garage. He’s always been very nice, very helpful and quick. I am very happy with American Home Shield. They are all so much better than the company I had before. I get the service a lot quicker and I like the fact that I only have to pay my deductible and that’s it. And every person that has come out here has always said, “You have a good one.”

    I got online, made the claim, and within 10 minutes, I had an email back saying who was gonna be there and the appointment was set up. So, that way was fast. The contractor was very good. They responded as soon as they could, in less than 24 hours, and made sure the problem was corrected before they left. The only thing is Freon’s 70 bucks a pound, so I don’t quite understand why American Home Shield only pays $10 a pound. It’s their policy but they could cover a little more on that. But so far, it's been a pretty good experience with what I've had to deal with. This is the first time I've done a claim. If I would’ve read the comments about American Home Shield on Facebook, I may not have gotten it because most of them are negative. It kinda had me worried. Out of 400 comments, there's just a handful of good and everything else is bad. That many bad comments kinda make you wonder.

    We submitted a claim online and AHS said immediately we'd be notified in a certain amount of time. We put the claim in on Sunday and I got an answer that afternoon. The US Air Conditioning of Texas guy called and was here Monday. He was very efficient. The initial issue was the unit wasn’t working. The first time, the air wasn’t coming on. The tech said it was an electric problem, and worked on that. Then they said it wasn’t the problem, and they sent out an air conditioning man that had two or three people out here. We live in Texas and it’s hot here. With the air conditioner working, it’s a lot better than when it’s not.

    I've been with American Home Shield for probably 20 years. I scooted over one time to Best Home Warranty, but then came back to AHS mainly due to their reputation. Apart from having to wait on hold for a really long time, and having to talk to a couple different people once, which is inconvenient, it’s been overall very satisfactory with AHS. I'd tell people that it’s been really great with them. We have a lot of old appliances in this house and it’s been a lifesaver because we already had something major break and had to be replaced.

    Having Home Shield, we always feel like if something goes wrong, we don't have any issues getting it fixed, although we may have had some things that took long, waiting for parts and this and that. My husband seems to think it’s a pretty easy process to go through. The air conditioner wasn’t cooling and Express Comfort diagnosed what the problem was. The tech seemed polite, professional, and clean. American Home Shield got back with us and then we settled it with American Home Shield.

    My built-in microwave went on the fritz. It didn’t do anything. When submitting a claim, I went online, put in the order and then they contacted me and scheduled a time. That was easy to do especially ‘cause I was at home at that point for the corona thing. The technician was saying there were several problems and he put in the order and they declared that it needed to be replaced.

    AHS called me and said that they needed some more information, specific features and model of the machine itself. That was almost a week ago. Every time I've called them, I have gotten ahold of two people. The first person forwarded me to another number that I was on hold for over an hour, and nobody answered. I can’t chat nor email. I can’t tell them anything. A woman called me and I told her not to forward me to anybody and asked her to pass on that they needed to call me again and gather information. That was two days ago and nobody called. So, I’m frustrated. I still have not communicated with anybody about what features or specifics they want for them to replace my microwave. I use my microwave all the time and now I can’t use it.

    The thermostat wasn't coming on properly. I called the claim in and spoke with somebody at American Home Shield. They said the contractor would be out in 24 hours and Service Mechanical of Tidewater was out the next day. They checked the thermostat and changed the batteries in it. The heat has been running really good. Service Mechanical has been out here to my house many times and it was excellent with them. Also, I've been with American Home Shield since 2015 and I love them.

    My mom got me a subscription to American Home Shield for a couple of years ago as a gift. I picked it back up because I have a home and I knew it should be covered. For an AC issue, I got Total Air Care as my contractor. They worked really well with me but it took a while. When they initially came out, I didn’t know that there was a need to have what they called a stepping board going to my unit because it is in the attic. The first time, they weren’t able to go up and look at the air handler. They came out a couple of times but I had to make it safe for them to go up into the attic. After that, they realized there was an electrical problem. It took a little time to get an electrician out here.

    There was just a little disconnect between Total Air Care when they called and said they forwarded everything to American Home Shield. I was just waiting. When I called American Home Shield, the technician had to call them back. I don’t know if the information was forwarded. No movement was made on it until I called and they said, “Okay, let me see what’s going on.” But that’s the only thing and it was straightened up, so it was good. American Home Shield was very helpful.

    The electrician came and he was nice. Total Air Care then came back out and they were able to fix the unit. It worked well for a couple of days then it stopped blowing cool air so they’re coming back out. I don’t have any issues with the company. Everyone I’ve met has been very friendly and worked with me. They kept following up with me as I was trying to get an electrician out. Everything went really well as far as it could. I just wish the unit would stay fixed.

    So far, the experience has been great. I just bought this house and with all this COVID stuff going on, it's hard to get anyone to do anything so it's nice to just call and have someone come out and fix stuff. Home Service Corporation fixed two issues in the toilet. It started rocking so I think it needed to be reseated and then it was running so I had to turn off the water every time I finished using it. I had submitted that claim online and the website was user-friendly. I did it last night and then someone called me this morning. She told me between what time the guy could come then an hour later, he actually called me and said he could show up early. So it's been a great process so far.

    The display panel on the dishwasher had gone out and the vent hood had a really bad rattle when I turn it on. I submitted the claim with Home Shield online and I got a text afterward. The tech from Quality Appliance Service was very nice and very helpful. He fixed our dishwasher and a part of the vent hood. It's all been working. We were not happy with the service company that came out before Quality. The guy was unprofessional. He had fixed the dishwasher before, but he had to do it twice because when he came out to fix it, he didn't install the install panel correctly. We had to wait more time for him to come back out and do it again.

    Also, at that time, in addition to fixing the dishwasher, there was something going on with our refrigerator. And he used one of our own dishwashers to get in and clean the inside of it out and just left it. When the dishwasher acted up again, even though we had to pay to have somebody else come out, we specifically said we didn't want the same company to come back out. Quality was much better and the tech seemed to know what he was doing.

    One time, our refrigerator water and ice machine was not working. At the same time, my dryer had this high-pitched squealing sound. We use the two appliances all the time and when they broke, it was very frustrating. I submitted a claim online to American Home Shield and went through a simple and easy process. I got an email right away saying that I would be called the next morning and that if I needed to get a hold of someone sooner than that, I should call the number they gave. Mr. Appliance of Greater Livingston called the next morning like AHS said and they were fantastic. I would use their service again. Everything has been perfect since they came out.     American Home Shield sent Brothers Appliance and they changed the gas hose. It was throwing off my carbon monoxide detector and they changed the gas line hose, and it stopped. When they came out, they were supposed to fix the oven but they just unplugged it then plugged it back up. It worked the two times that I used it within two weeks, and now it’s not working again.

    American Home Shield sent Lowe’s for an appliance. Everything that they did was great. I would definitely have them back. We are getting ready to end our second year with American Home Shield. The first time, it came with the sale of our house. It’s something that the sellers included. And then we renewed with them because we had had so many issues with our air conditioner the first year that we wanted to stick with somebody that kinda had a history of what was going on with it. When we had an issue with our air conditioner, it took a very long time to have it fixed and I was stressing to AHS that I had a son with asthma and it was hot outside, and our house was getting way too hot. It was out of their control, but I felt like they could have tried to push it a little more than they did especially considering I have a son with asthma.

    We were selling our house and one of the requests of the buyers was to have the furnace cleaned and certified. I had called a plumber to come and fix another issue that we had. He said that he couldn't certify the furnace or it wouldn't pass. So I called American Home Shield, told them that we needed our furnace cleaned and certified. They said they'd send a representative from the Majestic company and they'd get their determination from them. He came out, took a look at it, and said he could certify anything as long as it would pass. So he did his tests and found out that it was actually working better than I originally thought it was. So we got the situation resolved. The buyers end up buying the house and we're leaving Minnesota for Virginia in a month.

    I found out about American Home Shield because the refrigerator in the house that I rented out in Atlanta stopped working on us. I called the rental company and told them what happened and they contacted the owner. Then the owner called me and said that they'd just call American Home Shield and have somebody come out and take a look. They came out and fixed the refrigerator and left. From that minute, I was sold. So I told myself that when I'd buy a house, I would get American Home Shield. So, living here, it's the first time I've ever had to use it. It was a very effective and efficient process. It worked well, easy to use, and the guy they sent to my house was probably one of the best HVAC guys, personality-wise, knowledge-wise, that I've ever met in my life.

    Everybody did great. I had a nine-year old clothes washer that failed and Sears diagnosed it. Sears and American Home Shield were really good, and all in all, I've been happy with American Home Shield's service. Everybody that they contract with has been top-notch. Also, American Home Shield is very busy and when the technician recommends a full replacement and our appliance is down, it's very important. If I would just sit back and wait for them, my wife would be really ticked at me. I usually have to call and prod them to get things moved, or else it could be days.

    My wife and I know the process takes a bit longer than if we didn't go through a warranty company, but we value the warranty. Plus, if you're replacing something like a fridge or a clothes washer, they're expensive and I'm willing to go through the warranty company for the warranty aspect. We've had several pieces over the years replaced and I learned that I need to prod them. When I get on the phone right away and get them to give me an agreement that they're going to replace the unit and how much they're going to give me, I'm satisfied.

    The air conditioner was working fine. And then one day, when it went to kick on, it just was blowing hot air. Arizona Diversified Air figured out that the problem was a control switch up there. There was a wire that was damaged and then they got it all fixed up. They did a good job. They were here just one day. It was a couple hours. They fixed something that was a possible fire hazard. And now, it's running way better than ever now. The guy who came was new and didn't have as much experience, but I'm fine with that because you gotta learn some time, as long as you got the right answers and figured it out, which is what he did. American Home Shield did really good. I was really happy with them.

    The AC went out one night. It was making a lot of noise and we shut it off. It's not good when AC goes out in South Florida. I called up Home Shield to make sure it was covered and they said we were. I got a phone call shortly later from the AC company and I tried to get them out that day, but they said they were booked up. It was almost 4:35, but they couldn’t do it. But they said they’d be here the next day between 12 o'clock and 3 o'clock. That was the earliest I could get them. And my wife said that exactly at 12 o'clock, they were here. The tech from AAA All Brands came in and said the fan motor was bad. He took it off and replaced it. When he was finished he put half-pound of Freon in that thing. I thanked him and he went on his way. It was very easy.

    We like American Home Shield. It’s fairly easy to use. We had an AC problem, and Legum’s had quoted the price. But then, when we finalized everything, due to the current Corona pandemic, they didn't have the personnel to do it. So, we had somebody else come out. PC Homes ended up fixing it Saturday. There was a delay. But there wasn’t anything AHS could have done.

    American Home Shield’s claims process was fairly easy. The only thing is we were unaware of the R-22 issue. We never received any notification that they would only pay $100 per gallon. So we said, “Let’s just get a new unit then.” We paid the money just to have a bare unit put in. We got a new heating and air system. PC Homes quoted it and we accepted it.

    I have been with American Home Shield for about 20 years. When I purchased my home my realtor told me about the company. In the beginning the service was excellent. I did not have any problems. In the last year or so the customer service has been TERRIBLE!!! Last month I called to make a payment and my account was debited 14 times. While I was on the phone with the CSR the fraud department from my financial institution called. I stayed on the phone about 2 hours trying to get it corrected. I was told that someone would call me back, no one did. I had to call back about 4 times before I got to speak to a manager and was refunded.

    Second problem, A newsletter was sent out last year about freon that is no longer available for AC units, my unit uses that type. I call and inquired about what would happen if I needed it. The CSR sent a company out to check to see if my unit needs to be replaced since I have an older unit, charged me $75.00. I never told them that it wasn't working. It took forever to get that refunded also.

    Third problem, today (4/24/20) I requested service online and was assigned a company. I looked up the reviews for this particular company and it has 2.4 stars. I read the reviews and they were not favorable. Several AHS customers said that they had problems this company responding to them or even showing up for the scheduled appointment. AHS rep also called and couldn't get through to cancel an appointment. I called AHS and requested to change the company. I was told that AHS chooses the company!

    I am paying my $622 a year, $51.83 monthly and do not get to select who comes to my house after all of these years!!!! I have always requested the same company to service my AC unit. I did so last month. I asked to speak with a supervisor and was told that a supervisor would call me back in 30 minutes, well it's been about an hour PLUS I was put on hold then hung up on. If I am a paying customer I want to select who service my home. That's like going to Walmart and being told that I can't select what items to buy with my own money!

    With each phone call I have become increasingly agitated because the CSR sometimes are not knowledgeable as in the time I was charged 14 times. As a LONG TIME customer I would like the service that I pay for and I would like to speak to someone on the other end that can efficiently assist me without me being on the phone for 1-2 hours each time I call.

    As I previously stated, service was not bad in the being but it has drastically decline to the point where I am looking for another home warranty company. If things change I will be willing to stay since I have been with the company for so long but it comes to the point when customer service makes all of the difference.     Express Appliance was the contractor that American Home Shield sent out after we made a claim. That went very well. My wife is really strung up about this virus so she asked if the tech, David, had a face mask. He had one. My wife asked him to put some little hospital footies on his shoes too. His face was like, "Huh? Okay." He took his shoes off and put those footies on. I went out and checked everything. We told him what was going on and he checked it all out.

    David saw what the problem was. He had to order a part. He gave me a number to call him directly so I could get a faster return. The part came in on a Friday evening and it was too late to call. I had to call David back Monday. He then scheduled for Friday and said they would come back in between 11:00 and 3:00. 10 minutes to 11:00, I got a text that he was on the way out there. That's pretty good.

    David came in, pulled everything out, and got to work. He did it quickly. He checked everything and made sure it worked out. It was fine. He put the footies on and the mask on the second time he came in too. He was with the program now. I was a contractor one time and I went to an Asian man's house and he asked me to take my shoes off before I came out. I was like, "Huh?" I saw the same look on David's face. He was almost surprised at that the same way I was. My wife was saying he didn't wanna put the footies on but I told her that he put them on. It was fine and he did a great job. He was very neat too. If I would have taken things back off and put them, I would have had extra stuff laying all over the floor when I finished. But everything went back perfectly and it looked really good when David finished. I'm totally pleased.

    We used American Home Shield a couple of times for a couple of different things and the service was excellent. When we set an appointment for a repairman, he shows up at the time he tells me. I can't ask for any more than that. It would be nice if contractors can come fast because sometimes, I have to wait maybe a week. Sometimes, I couldn't be there at the time they were available.

    When something is broken, you want the contractors. I understand they can't necessarily be there the next day but maybe the following week might be a little long in some cases. There was an oven repair and I had to wait almost a week for it. I then had to wait four days for a part to come in. We were without an oven all that time. We may use a grill and the top of the stove. But we don't fry a lot of stuff so we don't use it. As far as baking, we don't use that a whole lot. The other thing was the part had to be shipped. But I understand that has nothing to do with AHS or the repair people. The motherboard needed to come in from wherever it comes in. It's not like the contractor would have that in the truck. But along with the other days that it took, it was a little inconvenient. Otherwise, the service we've had has been good.

    There was a leak in the shower and a leak in the toilet in the same bathroom, and my plumbing claim did not turn out as smooth as we had hoped to. It was a four-day ordeal and the toilet was good. That was an easy fix. However, when the guy tried to take a piece off, the shower broke inside the wall and he couldn’t get it out, so he had to remove the tile and cut open the wall to repair that piece. I have not used that shower since the repair, but it looks good. I ended up just getting my entire bathroom redone though.

    AHS has done everything they said they were gonna do. I’ve been with them for a couple of years and like their claims representatives. The contractor they sent for my stove did a good job. I’d have all the knobs turned off on the top for the burners, but the stove would turn on. I was worried about my house catching on fire when I’m outside. I thought they were gonna replace the whole stove, but they didn’t. They replaced the control panel on the bottom. They were quick and came out there a lot faster than I thought they would and fixed the problem. AHS also replaced my refrigerator when it went bad on me, and that was pretty nice. I'd tell friends that they ought to get AHS. They’re crazy if they don’t. It’s the best $59 you'll ever spend.

    If you have American Home Shield and nothing ever breaks down, it feels like you’re spending money for nothing. But when you have a house, things are always breaking down, and that’s what happened. I've been in my house 10 years and there’s gonna be some more stuff that breaks down. Having AHS is very beneficial. My air conditioner and my microwave went out. And eventually, I knew they had to repair the same things and I eventually got a new microwave. But without AHS, I wouldn’t have been able to afford to get those things fixed with cash. My most recent claim went well. The tech was on the quiet side, but he also gave me some advice on getting my ducts cleaned because I have a lot of dogs. He said that I might wanna look into that in the future. He had to order a part and came back the following Monday. So far, my appliance is back up and working.

    The Fridge Guy came out and everything went very well. The tech came in, looked at the refrigerator and had an idea of what was wrong with it. He fixed the first issue that he thought it was. That was resolved, but that didn't solve everything. He had the part that was needed, and he was in and out. He knew what he was doing, and he talked very highly of American Home Shield.     Since the spring, I switched from another home warranty that I got with the house to American Home Shield because I liked the pricing better and because I have a new house and I don’t intend to use the warranty that often or have any catastrophic failures. However, when the refrigerator light had stopped for some reason and it wasn’t working, I notified American Home Shield. Mr. Appliance of Mid America came out the day after and the tech took a look at it, then he decided he needed to order a part which was the main light in the fridge. It was about three days later and they contacted me and said he was on his way. He came over and replaced the light and everything works great. This was a little $125 fix, which is fair because I didn’t know what was wrong with it and I didn’t really have time to spend troubleshooting it. It was also my first time calling American Home Shield and it was a good experience.

    Since 2005, I've had American Home Shield and compared to before, submitting a claim online now is a lot easier. It’s great. I can pay right there online and it eliminates the “Give the money to this guy or don’t.” It’s much better than what it used to be. For an issue with my AC, A to Z Electric came out and their tech was nice. He didn’t have the part that he needed so he went and got it. He came back and fixed the AC. It was pretty quick and all was good. The only thing is my fuse box wouldn’t close anymore. It doesn't stay shut and I don’t know why.

    I went with a microwave which has a fan that was loud and acting terrible for three months. I put in the claim in December. Darien of Darien Clark and Family came out quickly after I put the claim in. I had him come out and he said that a part needed to be ordered. American Home Shield ordered it and they said it was gonna be three months to get it in. It took a really long time.

    They said it was on backorder. I asked them if they would just replace it for me, it was gonna be three months, and they were gonna give me $126 for it. I said, "That's ridiculous. I can't get a new microwave for $126. What am I paying for?" They just said, "That's all we'll do." I wasn't happy with that. Then with COVID, I completely understand that things got delayed. I don't fault people for that. I called Darien and he followed up right away. He was like, "They told me that it was gonna be arriving and it didn't." I had to call American Home Shield and be like, "Where is this thing?" Finally, it came, and as soon as he got it, he literally came out the next day and put it in. Darien’s really nice, professional and courteous though. I commend people for working during this time.

    There was another issue. This was back in February. My small AC unit was freezing at the bottom. I noticed it and I contacted them, and they sent somebody out from Nashville. The guy that came out said, "It'll be a week, but we'll be out to fix it." And I used the emergency heat. They came out, left, but never tested to make sure that it worked. The next day, it was a warmer day in February. The house was 62 degrees upstairs.

    I called the contracting company that came out and they said, "We won't have anybody out there till Monday." I said, "I have my mother here with me that just flew in from Florida and she's 70 years old. This is not acceptable. Not that it’s freezing, but it's cold and it's 30 degrees out right now in my house, and 62 upstairs.” I just paid them to come out. Then they said to me, "We'll see if we can find another contractor to come out," and they did. That person said, "There's no way that they didn't test this before they left because they would've known it wasn't working." But he fixed it.

    I called American Home Shield and said, "Don't send me out these people." Then I went in and read the reviews from the original people that came out, and they were terrible. I said that to American Home Shield. I told them, "Why are you contracting with people that are literally saying that they're going through warranty companies and this company is terrible?" They said that's all subjective, but I'm like, "Five reviews saying that people come out that are impaired?" And not only that. This is the guy that came out to my house, in the review, it was his name. It was actually pinpointing the guy.

    I'm seriously thinking of just not even paying for the warranty anymore and just getting rid of it. Between the microwave and sending out that contractor, the first one, and then they put it on me, they only contract for certain people. The thing about it is the HVAC people, they only contract people out of Nashville, and I live in Clarksville. That's a 45-minute ride. Why don't they have anybody local? That sends up flags to me too.

    We had a blower motor that was replaced in November, and the gentleman that replaced the blower motor did not hook it up to the AC. When I turned on the air conditioning unit for the first time for this season, the AC unit wouldn’t turn on. That was resolved, but when I turned on my air conditioner again a week later, it froze up, and it was determined that I was low on coolant. The contractor came out again and this last service call was super bogus, when it comes to the coolant, which is so expensive. It’s a $100 a pound and American Home Shield will cover $10 per pound of that, which to me is a slap in the face.

    I prefer that they say they just don’t cover it. It seems weird that they covered $10 a pound for coolant that cost a $100. Other than that, I’ve been in my house for 16 years and I’ve had a really great experience. There was a home warranty that was on my home when I first got it for the first year, but then I chose American Home Shield because my family had it. I told a lot of people about American Home Shield too.

    It was a compressor issue and A-US Air Conditioning of Texas came out first to figure out what the problem was. The tech did so immediately but he doesn’t carry the compressor unit on his truck so they had to send another couple of guys out with a truck. They did that a few days later and they did some upgrades. They also had it to code so that was great. All in all, the guys did a super job. There was no problem and the unit now runs really well.

    This might be the second time we had something done. The first time, we rekeyed the house because we had just moved in to the house. So they did rekey then and that was perfect. So American Home Shield was great. When I called them, they set it up and called me back. They keep me informed. I got a call from the AC folks and I also got emails from American Home Shield as well.

    My garbage disposal was running water under my sink and then my toilet was leaking water. When I first submitted the claim for the garbage disposal, I did the automated process but it wouldn’t let me add a toilet. It would only let me do the garbage disposal. I didn't wanna do that because I would still call in two separate orders and American Home Shield would charge me two service fees. So I called back American Home Shield to let them know I was putting that on one order since it was the plumbing. They told me that I will receive a call in 24 hours to 48 hours, but I got contacted immediately and the representative came after the next day. He was really good. He was very professional and the work was really great. Everything's working fine.

    The experience with American Home Shield has been great because every time I had an issue, they sent someone out and we got it resolved. I've recommended them to one of my wife’s coworkers today because he had his unit go out and he didn't have a home warranty. I told him that he shoulda had American Home Shield. He would pay a service fee, then if it was damaged and something has to be replaced, American Home Shield would replace it.

    The last time with American Home Shield, the guy came out and he said he had to go order the part. Two weeks later, I called because the light went off in the water heater again. Two weeks later, I called, and it was the woman in the office and she was a little abrupt. She said, “I’m sorry, he's not gonna be able to get out.” I said, “The water heater has gone out. I tried to fix it and the thing broke. It’s on pilot and I’m afraid it’s leaking gas. And I’d like to have him make sure he gets out today, sometime.” She said she’ll call him but he didn’t come. I called three times that day. We called PG&E to make sure we didn't have a problem. That was on Friday. He came on Monday. She told me he was off all weekend. They were closed. I said, “You’re not a good deal.”

    Then, I found out it wasn’t leaking. So I said, “We’ll just deal with it as well as we could.” I called again on Monday and he came out on Tuesday and got it fixed right away. He got the part and went and picked it up. He said he was gonna pick it up on Friday, but he didn’t get it. Only thing I was concerned about was that they didn’t make more of an effort to get out there when I told them I might have a gas leak in my garage.

    My husband passed away and I didn’t realize that they were not discontinuing to charge my Home Shield. I forgot how ­long we’ve been with them but it stopped in August, I believe it was last year. My dishwasher broke so I called them. We managed to work it out so that the guy was able to come out and repair the dishwasher. I paid whatever I had to pay. They said they had sent a notice to my husband, but he was very ill. It automatically went on my Charge Card. AHS has been wonderful to deal with. I’ve recommended them to a couple people and my sister took out a plan.

    My AC wasn’t working. I first filed a claim online and then I called because AHS needed to get it assigned to my regular maintenance company. The company was able to come out within 24 but they called me and said that they got a bigger emergency. The weather had cooled by then so I told them that they could just do it the next morning. They were able to come out in 36 hours. It was not long at all. The technician was excellent. Everything has been good, so far. But I was told that there was a fuse that was blown and they might have to come back out or not. But in the meantime, the AC is running. I like the comfort of knowing that if something major goes wrong, I have some coverage with American Home Shield and it also helps with the smaller things.

    The tenant in Arizona called and said they have no hot water. The technician had to replace a part. After a week the tenant called me and said that there's no hot water again. I called the plumbing company, they told me to call AHS they can so they come back. AHS called and said we had to replace the whole water heater. I filed a request as to when they will replace and they would let me know and go over there. My call for the LA house took so long. The tenant told me that the plumbing company just stood there for a few minutes and did not touch anything. They said they turned it on but the water is off. Now the unit needs to be replaced as well.

    A concern that I have is that AHS didn't send me the invoice but they renewed. The credit card permission to charge was just one time. If for the second year, they have to let me know how much and let me know the invoice, and then continue to charge. But they charged without notice until I checked and saw my credit card record.

    We had an AC issue. The water wasn't dripping outside. It was just collecting at the bottom of the tub that's in there. ES Heat and Air came out. The technician had to undo that tub, took it out, cleaned it out, and there was a big clog in one of the sensors. He cleaned that out and it's been working fine ever since. It's been wonderful. They've delivered the replacements quickly and it hasn't been any problem.

    AHS has been able to fix all three of the problems I’ve had, but I can’t say I’m saving any money at this point. The very first call I had would have been kinda expensive. It was also time-consuming. When my water heater quit heating, the contractor had it fixed very quickly. All they had to do was clean off a grille. Apparently it had gotten dust and dirt out there.

    The day that I put in the call to American Home Shield, Camden Service Center sent a technician out to see exactly what the problem was and to make sure that the garbage disposal was faulty. They unfortunately didn't have the part on the truck, but it was cool that they came out that day to check it out to see what they needed and what was wrong with it. And then first thing the next morning, they sent a technician out and he repaired it.

    We also had an issue with our garage door opener, and American Home Shield's policy is very vague as far as the parts that aren't covered. In the contract, under garage door opener, it says garage door opener parts are not covered. We had a spring that was faulty. I didn't know that was part of the track assembly. So, we had to go through some issues with getting that resolved because we had to pay the $100 fee. Then we had to come out of our pocket $225 to have the door fixed because that spring is part of the track assembly, which is not covered. Speaking with the representative, it's not listed anywhere in the contract specifically. It's just something they know from doing this over and over again. I had to speak to a manager to get it resolved. But we were only able to recoup back $50 of the $100 fee that they had to pay to have a technician come out for something that we didn't know about.

    Other than that, AHS has been a tremendous help. Don't do your claims online. You should talk to a representative. Regardless of the warranty company that you have, when you're putting in a service request, don't just do the quick online thing because it doesn't give you any options to list what the problems are. Your best bet is just to call the company direct and not waste $100 service fee for the contractor to come out, and then you're gonna have to come out of pocket again for whatever the cost is gonna be.

    The contractor was great, very friendly, professional, and I'd probably use in the future. Unfortunately, it was just a simple fix that I could've done myself so that was my fault. If only they have maybe simple troubleshooting steps, I could've done a better job and saved the contractor some time. Basically, I gave away $100 for something that I could have done easily. It'd be good if I could get some kind of refund, but I'm sure they don't do that.

    I've had American Home Shield on this house since February. But we used the home warranty on other properties. They’re fine and so is our local rep. I made a claim when the light in my ceiling fan was not operable. Jaeger Electric was assigned to come out and their tech was fine. He tried fiddling with it. He wasn’t 100% sure whether or not ceiling fans were covered by American Home Shield. The issue is still not resolved. He was gonna go back to American Home Shield to see if it was covered and I have not heard from him or them yet. It's been a week now.

    The process of submitting a claim is pretty easy and straightforward. We prefer doing it online because sometimes you just don’t have time to sit on a phone call or wait for somebody to get everything sorted out. We’ve used American Home Shield three times now for refrigerator and AC twice. The AC unit wasn’t cooling and we had had American Plumbing Heating & Air Conditioning out here.     When I moved into the house, everything looked like it worked but there was something wrong with the water. My son is in maintenance so he was putting in a new faucet for me in the kitchen. He had to go turn the water off on the hot water tank and we couldn’t get it turned off. They were frozen in place so they had to replace those turn-off knobs. I called and American Home Shield sent someone out, and everything went great.

    A month later, I noticed that when I did my laundry, the toilets would gurgle. Now, this house had been vacant for almost a year and it seems the sewer line was being blocked. I have this great, big tree in the front yard and I was afraid that it was roots. So I called and someone came out. He said it wasn’t roots. It was because the house was vacant for so long and everything in those pipes had dried up and hardened. They took care of that.

    I was gonna call American Home Shield and ask them if I could increase my plan to the next level higher because I need my garage door fixed. In fact, I think I’m gonna extend it next year and keep it for another year. I’ll pay for it myself, instead of the sellers, because it’s really a good thing to have. I also have a leak in the faucet out in the front yard but the girl on the phone said that my plan doesn’t cover that. So that is something else I wanna increase the plan for.

    My daughter used to have American Home Shield when she bought her house and she recommended them to me. I was real happy when I found out that they’re the ones that covered this house. I’m real pleased with American Home Shield. I’ve been skeptical about insurance companies but this is fantastic. I love it, and $75 is nothing. When the guy told me what it was gonna cost me to fix that little drippy faucet in the front yard, I thought okay but I wish the sellers had paid the other $80 or so and gotten a higher plan. Actually, it was $75 more just to get the full coverage on the house. If I’d have known that, I would have had them extend it before I moved into this house. But you live and learn.

    The kitchen drain was pretty badly clogged and because the dishwasher couldn't drain properly, it was causing the dishwasher to flood. But now, everything is working fine. Gaithersburg Plumbing came out and I knew that the drain would need to be snaked. But they didn't have a long enough snake. The drain runs under the floor for at least 40 feet so they had to go and access the drain from the crawlspace and then start the snake there. Whenever they have to go in the crawlspace, a company also has to have two technicians, and originally, they sent out one. So we had to wait for another team to arrive so that one person could go into the crawlspace while the other one stayed outside the entry to the crawlspace. From that point on, it took them another hour or so to fix it all.

    The fan of my AC went kaput and Wolfpack Mechanical had to replace the fan and the motor. They called me literally within one day, came out the same day. American Home Shield approved it on the weekend and they came out on a Monday morning, and it was done. And the Wolfpack Mechanical is excellent to work with. The technicians were good and their customer service was really good. They were on top of it. They were text messaging me when my appointment was, when they got approval for the part, when they were ready to come out and when they were almost there. They also helped me get some air filters as well. And what I respected most about them was they didn’t take advantage of me and charge me an arm and a leg. They give it to me at their cost, which I was surprised with that during these times, that someone would go above and beyond and do something that they didn’t have to do.     We had a circuit of plugs that worked for all the bathrooms that were tripped and weren’t resetting. The tech was able to replace one plug and find out the problem that caused it. There was also a breaker issue. So, he was able to do two things. Install a new breaker and a new plug and it fixed the issue. And then, there was another issue with electricity that was out of his realm. He was able to diagnose an issue with the Detroit Energy Company. He gave me advice to call them. They had to come out and fix the line going into the house. So, the tech went above and beyond what he needed to do. State Electric did a great job. It was outstanding.

    I’ve used American Home Shield way in the past when I sold real estate. I always use that service to purchase for the new customer and I decided to do it along with my daughter who did it also this year because I’m getting upset with my age. In talking to other people on other plans they have that might not be American Home, American Home is looked at more highly than any of the other plans. I googled it and there are other places that have more stars, but American Home Shield has been around forever, so I felt more confident with going with a company that was experienced. They can only be as good as the people that they send out and the follow-up. I have never used them on a personal basis though. I was never home until recently with the Coronavirus.

    Recently, I shut down my pump because it was like a lawn mower that went crazy. It was making a tremendous amount of noise and my pool person told me that it was ready to go. I contacted American Home Shield for my claim and they contacted the pool people. It was easy and I had a great experience with Platinum Pool Care. Initially, I was very concerned because when I pulled up the reviews, it had scary stuff on it. I called them back and told them I’m not comfortable with a company that has such terrible reviews. They talked to me and said to give it a shot. They promised that if I was not happy, they would go another route. I talked to the gentleman on site when he was there, and he said that a lot of times, many of those reviews, which I understand also, can be from that they didn’t have the program or it was a bigger issue, or they were mad about something else.

    American Home Shield told me to just work the course and I’m glad I did. My experience with Platinum Pool was really good. They came, assessed the issue and agreed that the pump was ready to falter. The guy knew exactly what my concerns were, discussed a couple other things and put it in forward. He was very knowledgeable. A week later, they got the part then he came right back within five days and put the part in. I’m happy because it went from waking my neighbors up in the morning and all the neighbors complaining to now, my pool is running efficiently.

    I also learned from this claim that if you have an appliance that's not working and it has multiple things wrong with it, you need to tell what all those multiple things are upfront. The boxes that you checked don’t have a way to express that. Like in my pool, the guy that came out for the motor was great, but I also had some issues going on with my heater, which they fixed. It was an easy thing, but I had to pay another $100 for him to come back out for the second time. I should have just told them upfront that it’s the heater and the pump, then they could have allotted the amount of time to address both of those issues with the same person. That was my fault, but that wasn’t clearly expressed in the process because American Home almost make it too easy.

    I have people come out all the time. I just click on a couple of buttons, but when they ask you what the problem is to assess it, if it’s for the same item, you should let them know every issue and not do it separately, unless you want to get charged. I know now if I have another appliance, I want to be very clear on all the issues that the claim could pertain to, so I don’t have to pay $100 for each time the contractor comes. I also had American Home fix my air conditioning and the contractor knew exactly and he isolated right to the problem. I like that impact, that when you go to the warranty companies, they have people who are specialized in what they do. It’s not like troubleshooters. All they do is fix something that’s broken and that’s good.

    The claim on my water heater was easy. All Valley Plumbing came out and they concluded that it was not going to get fixed. So, they had to buy another one and replace it. Afterwards, they were going to fix a wall because they had to make a hole on it. I had to call, which was not a big deal, a week later because I had not gotten a call from American Home Shield. They sent somebody else out and they fixed the sheet rock. Overall, everything was great.

    My refrigerator freezer stopped working. I put in the call and got a call from the appliance company on the same day. And they came out the next day. They didn’t have the part that day. But they were able to get it within 24 hours. And it was handled pretty well. So, I was pleased. However, it’s been patchy as far as the quality of service of AHS. I have heat pumps in my home and they keep sending out the service engineers that aren’t qualified to work on heat pumps. I’ve been disappointed with their heating and air conditioning services. I would also like faster response times by their vendors because some things can’t wait a couple of days. But overall, for basic things like plumbing, they seem to be okay.

    This is one of the worse customer service experiences I ever have with a company. I have been promised a callback from Grace within 3 minutes, but I was left with a hold time of more than an hour before she chose to hang up my call. I called again (answered by Mark), yet I was again put on hold after a long time and eventually was hung up.

    This was not the first time this happened with their representatives. I called in to change the contractor (Relaxed Heating and Air) that was assigned to service our AC, because of their unprofessionalism (canceled an appointment without notification, provided a report different from the on-site visit analysis, delayed reports and communications). However, American Home Shield again reassigned the same company to service. My experience with American Home shield has been extremely frustrating, especially the sessions of long holds and hang-ups. This has been ongoing for more than a month and yet nothing has been resolved. The defective AC/ Furnace will poise a detriment to our health, especially that summer is approaching.

    I initially contacted AHS because my air conditioning was not blowing cold air. The tech came out to diagnose the problem, but mentioned that I needed these certain safety features on the pan in the attic (that they could up-charge me for) and that I should call AHS about the hot water heater since I mentioned it hadn't been giving more than a few minutes of hot water. Ultimately, the compressor in the A/C was bad and it was going to cost over $1400 in refrigerant for a 16 year old unit to do the repair, so I opted for a cash-in-lieu for the repair so that I could use a different company for a complete install of a new HVAC system.

    In the meantime, AHS sent out another company to look at the hot water heater. The technician's solution was to increase the temperature gauge past 120 F. The hot water heater was 16 years old so I asked about rust, corrosion, sediment, and leaks and how that could affect the amount of hot water I was getting. He brushed off all my concerns and stated "American Home Shield won't repair or replace a hot water heater unless it's actively leaking through the ceiling."

    Additionally, they tracked insulation from the attic all over my brand new carpets upstairs and failed to try and keep things clean, even after I told them I had asthma. I called AHS to dispute the diagnosis from the technician and to let them know there was still a problem with the hot water heater. The representative informed me that I would have to pay another service fee to have another company come and look at the hot water heater for a new diagnosis. I then asked how the cash-in-lieu and upgrade services work since I was using that option for the HVAC. The person on the phone told me I could spend the $100 service fee to have another company come out or I could go ahead and have the tank replaced using the same company I contracted for the HVAC installation (non-AHS contractor).

    I followed this person's advice and the company found that my hot water heater had significant rust, corrosion and sediment build up so I called AHS to inquire about the process for sending in an invoice for the hot water heater. AHS then informed me that I broke my contract and they wouldn't pay for the hot water heater services, even though I was given advice/instructions from an AHS representative.

    The case went through to the escalations department with no resolution and then to the retention department when I requested cancellation. After the case went to escalations, the AHS-plumbing company contacted me late at night to interrogate me about the dispute I made about their hot water heater diagnosis. I called AHS to let them know and the representative didn't understand why I was upset so I continued to work with a representative from the retention department.

    In order to keep my account from cancellation, the representative stated they could do an outside authorization for the hot water heater with the diagnosis from the other company I used for the HVAC. I submitted all the required paperwork and then they said the authorization was denied because the HVAC and hot water heater were financed. The cash-in-lieu for the HVAC was approved, but AHS made me jump through every hoop possible and still denied the claim for the hot water heater. They then quoted the diagnosis from the initial AHS-contracted company and stated that as a further reason for denial, even though the diagnosis was disputed and the other reputable company that I used stated what was wrong with the hot water heater (with pictures). I proceeded with cancellation and was charged an "administrative fee" after this whole hassle.

    Don't waste your time or money with this company. I used them for for a few years and it has recently gone downhill. The companies they sent to my house were not very reputable and always tried to get me to pay for some other add-on service not covered by AHS. It's more costly/timely to use their contracted services than to find the right company that will do the job right in the first place. If AHS had provided some kind of compensation for the hot water heater and made right by all of the errors in dealing with the various representatives on the phone, I might have stayed with the company a bit longer. Obviously they have enough business that one person cancelling is not a big deal or worth their time. Way to make me feel like a valued customer American Home shield.

    American Home Shield sent out a representative as soon as I wrote this review. They sent a new technician from a new company who was able to resolve the issue.

    I had an issue with my HVAC system where I had the technicians come out 4 times (Dec, twice in Jan, once in early February). These technicians never showed up on the proper day or time, would come unannounced with no notice. It was as if they never received appointments so everything written in the system was not accurate. Also, according to my contract, if the issue isn't resolved the 3rd time then the product will be replaced.

    Before the 3rd visit, the representative I spoke with (who could hardly speak English) verbally told me they would replace the HVAC the third time with no information about a 30-day period, etc. Well, this clearly didn't happen because they came a fourth time and nothing fixed, instead falsely documented stating the HVAC issue was completed.

    The 3rd the technicians came out, they fiddled around and did not know what they were doing. They spent more time asking me personal questions about my home and life - inappropriate. The 4th the technician came out on Feb 13, he walked in and said, "Well I can't hear the problem so once it's on again, just call me". Then he marked the service as completed - which was inaccurate. Given the COVID stuff going on, I was unable to put in a ticket request.

    I called to speak with a representative today (who cut me off, spoke over me, etc.) and told me I did not qualify because my 30-day period was over even though I proceeded to tell her the service was never fixed - the technician inaccurately marked it as being complete. This is extremely unfair and yet another was for AHS and their "preferred partners" to make money off consumers. I did some research into this company. They hire for HVAC and they have horrible reviews. Work with better companies who are not dishonest or lazy. I will not be renewing my contract with this horrible company.

    I called in regard to a concern with my A/C unit and Anders AC LLC was sent out. The rep./contractor that was sent was racist, would not explain the reasoning for what was needed, and falsified to AHS the amount of Freon needed to complete the job even though he stated to me a totally different number. When I expressed to AHS on how I was treated and disputed the amount of Freon that was needed, I had to call multiple times in order to speak to someone that would help. I ended up speaking with Katie who blacklisted the original company and she sent a second contractor out and he was very professional and took the time to explain everything and also countered the wrong amount of Freon the original company stated was needed.

    I was notified by the 2nd company that AHS was refusing them to complete the job as the diagnosis was not changed even though the concern was always about the Freon amount. I even sent AHS the label showing what was needed. I contacted AHS and expressed that Katie blacklisted the company and even though they saw the reasoning behind it, they are forcing me to allow a company that was racist towards me, unethical, and visibly trying to get over on me to complete the job. Showing they do not care about my safety. I expressed to them my concerns and also advised that I filed a complaint against the company and due to those complaint I am worried what risk it may pose to my family.

    They offered a payout of $699 for a job I had quoted by the 2nd company as well as another person to be $1800 as they know is undervalued to complete the job. As a customer I feel forced to comply as there is no reason the second company is not able to complete the job but allow a company that is listed to be blacklisted from my home to return. It's been almost 30 days with no resolution and I even expressed I have a asthmatic child in the household with a temperature that is 89 degrees on the outside which places the household at even a higher rate. Unethical practices at its best.

    I purchased the Home Shield warranty in early August of last year through a referral from a good friend of mine that has them also. I got it for peace of mind and knowing that if something goes wrong, I didn't have to come out of pocket for large sums of money. Heating and AC units are very expensive to repair. When I request service, I would call my home warranty company and they would contact the service provider who then would contact me to schedule it. Recently, my AC wasn't working.     When I started my pool for the new year, the pump wasn't working. I sent in a claim to American Home Shield and then they got ahold of Shocker and they came out. It was a pretty easy symptom to recognize that the pump wasn't working. It had seen better days. Shocker got ahold of American Home Shield and they got the okay to order a new pump. They brought the new pump out, replaced it in about an hour, and everything was good to go. They did it pretty quickly. I've dealt with Shocker Pools many times being a pool owner. I have a close relationship with those guys and they have been great.

    There was one other company I dealt with a couple of years ago that worked with American Home Shield and they weren't so good. But ever since Shocker has been the people that come out, they do a great job. They're really quick. They know what to do right away. So I couldn't be happier with their service and American Home Shield. We purchased the house we're in now a year and a half ago and the deal we got when we bought the home warranty wasn't American Home Shield and the pool wasn't covered. So as soon as that expired, we got ahold of American Home Shield and went back to our trusty warranty company.

    My contract is renewed and I like the service, but I don’t like that they make changes to that contract and they do not tell us that this has changed. I had a complaint for my pop-ups in my drain. Before, they covered the pop-up that was broke. But this year, it’s not covered. Both pop-ups in the master bath and the two sinks are broke and they don’t cover the pop-ups now. I told them that they covered that and they went back and told me that they did cover that but the contract changed. They told me that I can go on the website and read the changes. But not everybody has a computer. We are to be relying on them to inform us of these things. They need to tell us when they're changing things or taking things out in the contract. I could’ve checked with someone else where I could’ve said that I want that added back in because most bathroom have pop-ups now. But now they don’t include it, so that means I have to fix that myself. I paid $100 for it.

    Another complaint that I have is that they demand that we pay a $100 for our copay. Before, we used to give it to the company when they showed up. Then they want you to give a credit card number. They take your money out of your account that same day or the next day you’ve made the work order request, and you may not see somebody for two or three weeks. And that has happened to me three times. I don’t like that. I have paid them, and it has been two months but the plumber hasn’t come back because they had to order a part. I don’t think it’s fair. I don’t wanna give my $100 until the people show up. They can take it out of my credit card, then they can call me when they show up, or they can go back and give it to the person who shows up. American Home Shield needs to make some changes. They're kinda getting out of touch with their customers and reality.

    Somehow, my dishwasher wasn’t draining and I got an error code that said it was the drain. The contractor came and worked on it. The repair was super easy.

    He found something inside that shouldn’t have been there. He pulled that out and then everything was fine. It took him quite a while to get down in there and find it, but at least we didn’t have to put in a new pump. When I had a piece of drywall that came out and there was water in the bathroom by the shower, I thought I had a leaky pipe. But it ended up being something else. The guy came out and said that there was no leak in the wall. The shower door was leaking and it had to be sealed out. That was pretty quick and easy too.

    We had a garbage disposal that had something trapped in it and it would not spin at all. I’ve dealt with some garbage disposal issues over the course of my days and I couldn’t get it to dislodge. I couldn’t tell where the obstruction was, but when the technician came out, he made it look easy. My wife said the person was very friendly, helpful, and most importantly, competent as well. He got the issue taken care of quickly and it was seamless. On the other hand, I had a stove issue too. It wasn’t heating up, so the person came out and calibrated the device. They had to come back out because there was some issue where he had to come back out.

    I’ve also had to make a few calls for some of my pool equipment and sometimes there are a few days of lag time. That’s not a problem if it happens during the winter when the pool isn’t being used, and I don’t have to worry about the walls turning green because of the warm water in the pool. When a leaky valve or a valve that had a crack in it won’t allow the pool to get enough pressure for the pump to work though, I’ve had to wait a few days once or twice for somebody to come out. I had to turn the whole thing off because if the pump runs without water pulling through it, it’ll burn it up, but when your pool sits and the water's not circulated through, you start to get green walls and you have to worry about getting ahead of that.

    It would be nice if American Home Shield was able to find somebody more local to where I am. The person comes from Concord, which is about 20 miles, and the travel time due to it not being a straight line is different. It’s a bit of trek for that particular company to come out to the house. If they contract it with somebody here in Brentwood, the turnaround time might be better.

    There was a water leak on the AC pan and I’m still waiting on the contractor to come fix it. I’ve been trying to get ahold of them to find out what’s going on but I haven’t gotten a call back from American AC. I’ve had other claims with American Home Shield and they’ve all been good and easy experiences. I’ve had some when my AC would go out and it wouldn’t work. I would call them to come and check and it was all because of the breaker. The breaker tripped, and all they did was just click it back on and it worked. So, I paid my money and that’s all they did for it. I did that twice and I felt stupid. I’m paying for all these little payments that are just so easy. But I do it because I want to be safe and just make sure. AHS has been great but they have a small selection of businesses that do the work. They should have a wider one, which would be nice.

    The oven lights were out. Astro Appliance came out, and they were great. The technician was scheduled to come out two days from the time I called American Home Shield. They gave me a window from 1:00 to 5:00. He showed up at 11:00. So, it was significantly earlier than what was scheduled, which was a pleasant surprise. He offered to wait outside because he knew he was early, but I told him to come on right in. I had to let the oven cool down because I was using it to feed the kids. But he sat there and worked through it, and diagnosed the problem as not a fixture issue but a light bulb issue. And luckily, I had two light bulbs on hand that he was able to install, and then everything worked just fine.

    The only downside was that it cost $75. All I really had to do is replace the light bulbs. But that was kinda my mistake. I had thought that because both of them were out, it was a fixture issue. But as it turned out, both of them just died at the same time. Everything is still working okay. I plan on renewing my subscription with American Home Shield this year.

    Lane Service came out for my AC. They said it sounds like a fuse problem, but they fixed it and my AC is working. However, for example I have faucets, and if these start leaking again and somebody comes back out, I should really be informed of exactly what is gonna occur, if it falls under the previous claim, or if payment’s gonna be taken. I really don’t find out about that until later on down the line. I have to ask instead of somebody just letting me know. There’s no follow-up from AHS and I have to do it myself.

    The AC wasn’t coming on and the technician from Air Doctor fixed that and then checked a few other things. He was very good. But we had a bad experience with Home Shield this month for the first time about the payment. When I first got it, they'd send the bill in the mail and I would pay it. Then they said that we would have to have it taken out of our account. We’re on social security. We pay AHS at the beginning of the month and it’s not due ‘til the 15th. That has been fine since we’ve been at this condo for three years. This month, at the 15th, they took it out again even though we had already paid for it. We called AHS and they put it back. Then last week, they took it out again and two days later, it was put back in. It was like we tried to get it paid three different times and nobody could answer us why. My husband didn’t wanna have it taken out if there would be a problem but hopefully, it wouldn't be.

    My tub upstairs was clogged and wouldn’t drain. The faucets behind my washing machine were leaking and my bathtub in my basement was leaking as well. Initially, I went to the AHS portal and did my plumbing claim online. I ended up speaking to an AHS rep because I had a question. Initially, I had put in a claim for my drain outside of my backdoor as it was clogged as well. When I talked to the rep, she told me that would be something that would not be covered because it was outside of the home.

    A company came out on Friday, looked at all of my issues, and did nothing. But the tech put on the claim that he had unclogged my bathtub when he had not. When I talked to AHS the following Monday, I was told the bathtub had been denied because it had a hole in it. The rep said that the tech said that he cleared my bathtub. I told her that was a lie and that the bathtub was still not clear. At that point, I didn't want that company coming back because their integrity was not good. I wasn’t satisfied with them. The rep told me that as a homeowner, I had the option of having a second opinion. I ended up with the second company, H & K.

    When they came, they were able to unclog my bathtub upstairs. They were very polite and they took care of my issues. But for the basement as well as the faucet, the tech had to come back out. On the first day that he came, he just tightened up the thing. He didn’t think it needed to be changed. But hours later after he left, I went back downstairs and my basement was flooded. There was water everywhere. I called AHS and they put in a request for H & K to come back out. I called them the next morning. About two days later, the tech changed out the faucet behind the sink.

    At first, I was little concerned. The tech said that a lot of these houses around here are pretty old and my pipes may be old too. He was concerned about snaking the tub because he wasn’t sure how old my pipes are and he didn’t wanna put a hole in it. He said he was gonna try another method where he put a sponge inside. He used a plunger and he got it cleared out. It’s been draining perfectly since then. I haven’t had an issue with the sinks behind the washing machine leaking again as of yet.

    With this whole experience, I felt good initially. When the first company came, the gentleman was very polite. But I felt like what he presented to me was not what he wrote on his paper that he turned in. I was under the impression that certain things were gonna happen that did not happen. Once I talked to American Home Shield at that point, they were basically saying there was nothing they could do. But once I had the second company come out, it was pretty good. It went really well.

    The only thing that I wasn’t really clear about, which I talked to the lady rep about, was she told me that if a second company comes out and they have a different result than the first company, I wouldn't have to pay the service fee again. I had several different things. The tech said the same thing about the bathtub but the other three items were not the same. I felt like that should have been enough for me not to pay the $75 again. I disputed that with AHS and the rep said that as a courtesy, she would waive it this time. But I felt like it shouldn’t have been as a courtesy because that’s what it should have been.

    If I had four different issues and the second person that came out was able to resolve three of those four issues when the first company said they couldn’t at all, then they have a different result. I should not have had to pay the $75. But that aside, I’d give H & K with a thumbs up. They were very professional. It was a father-and-son duo and they were great.

    I make my claims online and I had a little problem with the American Home Shield website because you can either click on a new order, continuing order, or follow-up. But when you click on "other", it takes away the check marks. I wanted to click two boxes and it will not let me click on them. It's straightforward - one or the other. It's continuing the same thing but I needed to put notes in there because we were not speaking to a person. It was a computer. Whoever would pick it up would not understand that it was continuing with concerns because things weren't cut-and-dried and black and white. It was frustrating that you could only check one box. The website could use some help.

    Other than that, the contractors were all fine. They were respectful people and they presented themselves. I have no complaints with the individuals that I spoke with and the ones that came to the house. They would take their shoes off which was good and they explained what they did. Since they've been out, everything had fine. I had three different plumbers come out for different things. True was for the water issue in my kitchen. There was a leak and a stoppage. Lou John came out for a faucet repair. With the plumbing situation, I'm very happy. It took a couple of visits but they got it taken care of.

    American Home Shield has taken care of things and I'm very pleased. I have recommended the warranty company. It's great to have a warranty company especially with me being a single woman and investing in a few properties. It's great to have a warranty company that you can lean on and have that support. I love it.

    The last time Pruitt’s Plumbing came out about a year ago, I didn't like the guy. My cleaning lady was here and he was busy talking to her. It cost us a lot of money besides what we had paid. It was leaking after he left. We called back and they said that the part was separate and they wouldn't fix it. It was like a runaround deal. So, I told American Home Shield that I didn't want them back but the company that they called in place of him stood us up twice.     The ice maker quit working and then about two weeks later, everything else went out. The lights would turn on, it would get cold, it would turn off, and then everything would get warm and not stay cold. Everything in the freezer thawed out. I went online and said, “Fridge.” It said the contractor would call within 48 hours. Service One Appliance called the same day. They called quickly, but they didn't get out for a week as they were very busy. They sent a tech out and checked the fridge. He came back a few days later, put in two new boards, and then, the next week, he came out and checked it again, put in another board and the new motor for the icemaker. Then they sent a different tech and he came back and put a new board in the freezer for the icemaker. Now, it works. They were good, except the main problem was the one that we told them the first time, and that was the last thing they fixed. It was a very easy and smooth experience.

    The upstairs AC unit wasn’t cooling and it was leaking. It was freezing out and then as the ice melted, it would drip. It had been going on like for a couple of days when I submitted the claim and the process was very easy. I did it online the last time. The contractor Ace Heating & Cooling was excellent. I've only needed them for the AC and it was my second time, and the contractors were very prompt. I usually have somebody out either as soon as that day, depending on what time, or the next day. I would highly recommend getting the home warranty program. If the AC unit is out of warranty, it is a good way to cover that, and it is definitely worth it. The last service call covered the cost of the warranty service for the whole year plus what I had to pay for that service call. If I didn’t have American Home Shield, it would have cost me about $800 out of pocket. It paid for itself.

    After I submitted my claim for the AC, they contacted me later on that day. They did a good job on it. I was satisfied. But I’ve had some little problems with American Home Shield. My problem with them was that they weren’t consistent in how they would explain stuff to you before people would come out. Like before, if I call in for service, they need to let me know whether or not it’s covered, or they explain to the customer what is covered instead of sending somebody out. Once the person get out there, they pay the $75 and then, you find out that they can’t do anything for you. So they’re charging me for somebody to come out when they know that what I called for was not covered.

    American Home Shield doesn't cover a lot of stuff that should be covered. Before the AC, it was like every time when I would call, if somebody would come out, it would be a waste. So when customers call, they need to talk to them a little bit further and explain to them what they cover for the service that was requested. That way, the homeowner knows when the person comes out. They need to go into more detail and make things more upfront.

    When I called in about my toilet, they wouldn’t fix it because the lid had broken and I threw the lid away. It didn't make sense to me whether I had a lid on the top of my toilet or not. The lid wasn’t the problem. It was the inside of the toilet gut that needed to be replaced. I also had a problem with my air conditioner leaking in my closet. They sent somebody out and I paid my portion, which was $1,500 to have my air conditioner replaced. But when they sent the company out to replace it, the company put the new system on top of the board. It caused a leakage because they didn’t fix the board when they put the new system on it. When they came back out, American Home Shield wanted me to pay to have it taken back off and have the board fixed too and then have it put back on. American Home Shield should have made the company correct the board since I paid for the new system to be put in already.

    It would make American Home Shield a better service if they would be more thorough when they send people out to make them responsible for the problem and not the customer. The customer won’t feel like they're being just charged $75 for service fees, and then later on, they can’t get any service. I’ve had that happen too many times because I also have the warranty on my rental too. At one time, I was going to try to look for another service.

    Coastal Maintenance was awesome, quick, informative, and fixed the problem that day. We also had our house rekeyed after we moved in. They came out quickly and rekeyed everything, but we needed a deadbolt replaced. The guy took the deadbolt with him, told me he would rekey it and put it out in the mail the following day. That was back on March 15th and I still haven’t received my deadbolt. I’ve tried contacting them multiple times and they haven’t got back to me. I’m not very happy with them.     There's a cap in my backyard I can take off and look down and I can see the city line where the water flows out from where my toilet is in my house. The cap was off and on the side and there was a bunch of crap in there on the outside of where I can look down into the pipe. I thought it was some kind of blockage so I called American Home Shield and got a claim going. Nick's Plumbing and Heating came out and got a Roto-Rooter. He got it all cleared up and he did a phenomenal job.

    I like the fact that I can just make a call, pay $100, and then it gets sent over to someone they're contracted with. But I wish that there were more options, just because of what I ran into with my sump pump situation. I have it for when I do laundry in the basement and water was getting backed up. Nick's came out and he had a little Roto-Rooter. He put about 10 feet of a 30-something foot line and it snapped. He had to yank it out. That was when we found out I had roots in my plumbing, but it was outside the house. I'd say cover roots, but that's just from personal experience. Other than that, Home Shield is great. They cover more than just pipes. I highly recommended at least getting a Home Shield plan to this guy for his pipes, water heater and furnace, and he ended up going with the higher package.

    Our appliance claim with Home Shield was a little time-consuming as far as waiting on the delivery. I explained to the rep that my mother was bedridden and we have to do her laundry every day, sometimes, two or three times a day. I think that takes preference over a normal customer, considering an ill person in the home. I had to go to the laundromat to try to get our clothes dried and that was a big risk for me.     There’s some kind of water pump on the unit and it was spraying water out of it into my utility closet. I went on the American Home Shield website and it is user-friendly, but sometimes it would be helpful to have a bit of a comment section. It was a little difficult at the time for me to tell exactly what the issue was. I couldn’t tell where the water was coming from. It would’ve been nice to be able to leave that as a comment rather than just choose from the drop-down list of things that were issues. The company then contacted me within a day or two, but it was an emergency issue because there was water in the house and I would’ve liked to have somebody out a little sooner. Still, all of my experiences with the contracting company were excellent. The diagnosis was a little tricky, but the contractor came out and looked through the whole thing. It was great. He didn’t give up on it until he solved the issue and I haven't had issues since.

    We had a burst flexible pipe in a wall that’s between our house and our garage. I had water pouring out underneath the side of the wall onto the slab. That started late Friday night and I called American Home Shield. They gave me Van Allen Plumbing's name and number. I called them on Saturday and left a message. I didn’t get anybody that day so I don’t know if they were working or not on the weekend. I called back on Monday at about 8:02 and got a hold of Roman. He immediately put me on the books and they were here by 9:45. They were here for about two hours. They went under and all over the house, trying to find the source. They located the source, had it fixed and referred a drywaller to us. He came out the day before yesterday and finished the repair.

    I used to have American Home Shield a couple of years ago and I had them for years. But then I had a bad experience over a dryer so I stopped. Then I went back to them about eight months ago. This was my first repair as I was coming back to them and the experience was very positive. Especially during COVID, I couldn’t have expected better service.

    But when stuff happens on a late Friday afternoon, they should have the knowledge of somebody working on a Saturday or be upfront with a customer to say, “We don’t know what their hours are. You’ve been referred but you should hear back by x-time,” and then be able to hold to that time. That was the only thing that was kind of labile for me. But as far as what else they did, everything was followed up with a text. The communication was easy with the customer service agent. Van Allen Plumbing had super nice guys. They were very professional. They did call me when they were on their way over. The gentleman who fixed the drywall called me the day before and then called me on the way over. So the communication there was very good as well.

    My home is 17 years old so nothing in it is brand-new. I would always recommend this type of an insurance program just because you never know. It can create a financial hardship on a family for repairs that you're not prepared for. The key is first, communication. I don’t wanna say limited automation but getting more personal touch from somebody is important to me because it’s very frustrating to hit the pound sign, go to number 2 for this and this number for that, and never get somebody to talk to. That was how it was with the other company that I was with. So having somebody there to talk to that had answers, directions and acknowledgment was key and then the speed in which the referrals get made and acted upon would be my other important feature.

    At the beginning, my claim went very rough. I even told the American Home Shield people that I thought they were going the wrong direction. They were sending an electrician out and I didn’t think those people were gonna resolve my problem. I also called them back a second time because I was really getting nervous about it. They told me not to worry and that they would send the right one out if the electrician was not it. I said okay. If they wanted to waste somebody’s time, that was fine with me.

    Then the contractor that came out redirected the claim. He called, told American Home Shield that they sent the wrong type of people out for the problem and gave their suggestion. Then we got our problem solved very efficiently with the second group that came out. The technician from AMP Mechanical HVAC went right out, found out what the problem was and took care of it. He did a very nice job. At this point, we haven’t even moved in to the house yet. We discovered this problem just by staying a weekend there at the residence and then American Home Shield took care of it. I think the service is gonna work in the long run.

    The first people that American Home Shield sent out was saying that our condenser was gone and that was it. So we ended up getting the people that made the air conditioning unit. We called them and they came out and looked at it. They said that the problem wasn’t the condenser; it was the compressor. They told us to call American Home Shield back and we did. We explained what was said so they ended up sending us somebody else out.

    Action Air Conditioning came out and they said it was the compressor. American Home Shield ordered the compressor and the people put it in and welded everything in but the compressor was too big. So the people wrote it up and was saying that we needed other stuff. But they wanted us to pay almost $1,600 out of pocket when a brand new unit costs about $2,000. We could just add $400 more and we would’ve gotten the inside and outside unit. On top of that, they wanted to do all the modifications to the unit but when I asked what they would do if we gave them the money and it doesn’t work, they said all they could do is do something else to try to make it work. So that wasn’t even a guarantee that it will work.

    I ended up switching providers because I was with American Home Shield for about two years and every time something went wrong, they only paid for the simple stuff. For the bigger stuff, the homeowner has to fix it. The customer would have to come up out of pocket. So what’s the benefit? American Home Shield obtained the compressor but they were not gonna pay for anything else. Even then, the compressor that came was too big for the unit.

    American Home Shield doesn’t do what they told us they’d do and we were paying more too. My new provider is charging $40 a month whereas American Home Shield was charging $75 a month, and every time somebody came out, we had to pay $100. With my new provider, if somebody comes out, we’re paying out of pocket $70, which is not too bad. They also say with the AC unit, American Home Shield will only pay $10 a pop. Like Freon – American Home Shield doesn’t pay for it. We would have to pay for that out of pocket.

    American Home Shield (AHS) is a scam. My GE Cafe Series microwave broke and they said they would replace. ALL MY APPLIANCES are GE CAFE Series. AHS offered me a GE Profile Series for free, but if I wanted the GE Cafe Series I needed to pay an extra $239, almost 50% more than the cash value ($497) they offered me. Both microwaves are EXACTLY the same microwave, except for the logo, I even checked with a local appliance store. This appliance store only charges an extra $30 for the Cafe Series, not including installation ($175) which is suppose to be free with AHS.

    AHS specifically told me the reason is, they get a better deal on GE Profile, then Cafe series, so if I want the Cafe series I would need to pay the extra $239. SCAM, SCAM, SCAM! I'd bet if I had ALL GE Profile Series, they would offer me the GE Cafe Series and if I wanted the Profile I'd need to pay an extra $239. SCAM ALERT! I'm a Realtor in NY and CT and will never refer these crooks to another customer and would suggest to all Realtors in my office and profession to STOP REFERRING them.

    House built in 1978, purchased in 2009, seller provided AHS Warranty. Renewed with AHS when policy expired and been with them since then, except for 1 year in 2014 I think when I chose a different company for a better premium. Had good experiences, paid premium promptly. Used services several times. Some years I didn't have any claims. In 2019, they tried to increase the premium from $45. per month to $99. per month. Spoke to their office, they told me that the company felt I had too many claims. Refused to put that in writing! So.... thats why I pay insurance duh!

    The house was built in 1978, at some point, things will go bad. They knew the age of the house! Now I am with another company, paying much less, as I got a big discount for paying annually, plus 2 months free coverage. Have not made any claims this year 2020 so far. I would have much preferred if they had told me outright that they did not wish to renew my policy and give me the reasons!

    My heat pump was not working. I have had several companies in here trying to repair this and nobody can repair it. I spent $576 out of my pocket before American Home Shield was involved. I submitted a claim online and their website was pretty user-friendly. I was to pay American Home Shield $100 before they could send someone out and the person was supposed to be knowledgeable on automated home, which they were not. I told AHS that I did not want that man back in my house. He was not professional at all. But the second guy who came was fantastic. He got it fixed right away. American Home Shield was beautiful to deal with except for that $100 but the overall experience had been excellent.

    Paid like $800 a yr for like two years! I believed it was a good company to pay for. A couple years cost me around a grand so when something broke it was taken care of. But I called him for my dishwasher stopped working and they said that it will run $60 for someone to come out and take a look at it. So somebody did then about a week later I got an email stating that I failed to maintain my dishwasher and if they weren't going to pay for it to be repaired. Next my refrigerator ice maker stopped working so again I paid $65 for someone to come out. They came out and about four five six days later maybe a week and a half later. American Home Shield said we cannot fix your ice maker due to this Shady Claus that they have at the bottom of a contract failure to maintain so again I'm an ice maker I had to repair it myself and take a $65 loss again.

    3rd and Final my electrical panel caught fire or something for no reason. It just something happened. It shorted out in my main electrical panel so again I paid somebody 65 bucks through American Home Shield come take a look at again that same little clause that they use for everyone. It's my fault due to failure to maintain. So after investigating the company and finding that some states wont even allow them to do business in. And found out that they were even sued by a state never to do business in their states again. Their practices of using a blanket statement at the bottom of their contract is used to dissolve any claims.

    Also found out that hundreds of thousands of people were denied claims that ran over 200.00. Also found out that most the contractors that they send out most never do any repairs paid by AHS. And that they just come out as a service and write what they found. AHS will change what the service techs say in their findings. And call their customers to tell them that the techs reported to them that whatever is broken is due to not maintaining devise or unit. I do believe a mass lawsuit should move forward into a class action from this company and deceiving tactics to ever move forward. Anyone that has been deceived by their bait and switch should contact me and if enough will follow I shall retain counsel.

    We’ve had American Home Shield for several years. They have always come through when we needed them. The hot water went out late Friday. We put in a work request.     If someone recently subscribed to American Home Shield's service within five years, AHS doesn't know the status of the home. But it's different if someone has been with them for a period of time and there should be some consideration for the fee each time long time customers have a call. Other than that, I have them since 2013 and I've only had one bad experience so far. It was when the contractor that they used tried to take advantage of me, but they took care of that. And aside from that tech, the other contractors that I had were professional people who knew what they were doing. They also took care of what needed to be taken care of and cleaned up after themselves. And that's all that I expect from a person who's coming to do work.

    Everything went very well with United Air Temp. They came out for an AC claim. The AC wasn’t working. The air just kept running continuously. It never even shut off. So, there was a piece that they had to replace, and once they did it and cleaned it out, it came right back on. The thermostat went to where it needed to be and everything was great. The gentleman that came, came once before. He was very good, he explained everything to me and he came on time. If I needed anything else with my central air, I would definitely request Air Temp. I've had coverage with American Home Shield for more than 20 years, and I like that all I have to do is put in the request and they send me whoever it is that is qualified. When I didn’t want a company, I gave American Home Shield a call, and they switched it immediately to someone else.

    When there wasn’t any power to the pump, AHS told me Ultra Pools would be calling the next couple of days, which they did, and I had no problems with them. They were great. I only have one problem with one of the claims. I've had problems with my microwave. It started March 21st. There wasn’t any power to it and they said it was an electrical issue. The electrician came out, worked on it, came back probably 3 times and it’s still not fixed. One of the times the electrician came out within the month, he said that he had to go up in the attic. He wasn’t gonna do it that day because he’d already been in one attic, and so he left. The next time he came out, he found out it was the plug next to the microwave so he didn’t even have to go in the attic.

    I called the other day and they told me that it was the microwave again, but the electrician didn’t even test the microwave before he left. After they left, we tried to turn the microwave on and it wouldn’t do anything. The power is on but the microwave won’t work. I called and I got this nasty lady. She said it wasn’t covered anymore. I tried to get the appliance people back out and they said, no, it was too late. I said I was not spending another $75 on it. That’s ridiculous. I told them I wanted to talk to a supervisor. I was on hold for 30 minutes the first time then they ended up hanging up on me. I never got to the supervisor. That’s the last I’ve heard, so I was still mad. We had to go out and buy a small microwave because we haven’t had one since the middle of March.

    The original claim was our dishwasher and American Home Shield needed a part. They ordered the part and the other company came and tried to fix the dishwasher. That’s when they realized that they couldn’t turn off the water valve connected to the dishwasher. It needed a plumber, so that’s why Five Star came out. They said there’s something wrong so they couldn’t disconnect it. It needs to be fixed so they said they would touch back with American Home Shield, and I'm still waiting to hear what’s gonna happen. They were great, but I’m kinda in a limbo right now.

    This is the first time I've ever did a request for something. When consumers do call in for updates, American Home Shield should have more information. For example, I have my cook top that needed work on. They were able to get somebody out. They were also able to contact me back and tell me, “This is the replacement one we can do, or you can choose another option.” The replacement piece was great but the disconnect now is that I have it delivered here, but I'm getting the runaround from the company who’s supposed to install it.

    When I call American Home Shield, they say, “We’ll call them back.” They're the one who picked this company and I'm trying to go to them. I understand there’s a crisis but I wish somebody would give me the answers and give me an idea how long does it normally take. It's been over a week. American Home Shield should have more connectivity with the vendor that they use. That way they can better assist me. I’m not happy with this part but other than this, having a home warranty is very beneficial. I've been recommending to all my friends who are looking into buying a home that they need to get it.

    Last year, we were with Home Warranty of America. We wanted to try a different company. American Home Shield sent Lake Area Appliance and they were great. When the tech came out to see the problem and figure out what needed to be done, he was here probably about 20 minutes. To actually fix everything, he was out here for about 40 minutes.

    Actually, we've been researching a different option. Our previous home warranty company totally covered an air conditioner with a home we had bought before. We switched to American Home Shield and we immediately had a problem within the month of switching over with our air conditioning unit. They didn't cover anything. It would have cost us more money out of pocket to go with them. We ended up having to pay everything out of pocket to replace our air conditioner which was the whole purpose of getting a home warranty policy. So that was our very first experience within a month and it was very disappointing.The only other claim I believe we've had is with the freezer and then with the shower upstairs, but that was it within the last year.

    My garbage disposal had a cracked housing because when I turn it on and water is going through it, it would come out the side of the garbage disposal. I then I got an email or text and Cote’s Mechanical said they could come out on Monday, and that they would let me know sometime on Sunday evening what three-hour window so I didn’t have to wait all day. I was home anyways, but just that courtesy, instead of an eight-hour block. The tech came in and was very polite. He looked at the unit, got it working, and everything was good.     When we bought the house, the homeowners purchased a home warranty, but we weren't too happy with it. We looked into AHS and it covered a lot of things that the other warranty did not. The reviews and everything that it covered made us go with them and we've had two home warranties on our house. Submitting our claim for the stovetop and the oven was easy. I called AHS and they contacted Peerless. Scott, the contractor, called and said that he was coming out at 8:00 am on a Wednesday. He came out and was absolutely great, very helpful, and professional. We couldn't have asked for somebody better.

    One of the knobs on our stovetop was broken and the glass on our oven door had cracked. Within a couple of days, AHS called us back and said we were getting four new knobs. They also said that we were getting a new oven because they couldn't find a piece of glass to replace the glass on the oven. Our oven is an older model and a single. They picked out one that was similar to ours but they ended up giving us a double-oven. It's also a wall unit. The oven just got delivered today and we're waiting for that to be put in. If we didn't want the oven that they chose for us, they would have given us a certain amount of dollars so that we could have bought our own if we wanted to go that route. Having AHS has been absolutely great. Our experience has been very painless and effortless.

    Alejo Electric showed up on time and the technician was very knowledgeable. He didn’t have the actual part to change my breaker, but he went out, picked it up, came back in a short time, and replaced it. And he checked on some other issues I was having and corrected those. It was a quick service and that stemmed from his knowledge of electrical. But the plumber from U.S. Plumbing and Rooter that came out didn’t show up and didn't call for the follow-up. They didn’t inform me that there was an issue. I called an hour after the window expired. I was told that they had a plumbing emergency and that someone could probably get out here the next day. I was surprised that no one had called me earlier to inform me that they ran into some problems and they needed to change that schedule.

    I agreed to have them come out a couple of days after because I had things to do. The same tech came and when he was working on the tank, I heard something cracked. I questioned him about it and he said it was fine and that it makes that noise. He had also indicated that the valve in the tank was rubbing the side of the tank and that should be changed. He grabbed it and sort of pulled it back. I heard something else crack and I said it sounded like he gotta have to change that, too, but he said it was fine. My wife noticed a problem throughout the day and I contacted the plumber directly. I was told they had closed out the request and that I needed to contact American Home Shield. I said I thought I had a 30-day warranty and he said to just contact them. When I contacted Home Shield, I was told that they would contact the vendor. I got a schedule but no one showed again. There was no call and no show.

    I contacted Home Shield and I was a little disappointed because they were trying to press me to continue to use US Plumbing and Rooter. I told them it was the second time that there was no show, call, or just professional courtesy of letting me know what’s going on. They were really pressing me to use the vendor explaining that they started to work and had an emergency. I said it was not acceptable and the rep said they were gonna do a one-time courtesy and not charge me to have a vendor come out. That put me off because it’s not a courtesy when you haven't performed the repairs as required, that’s an expectation. It was an hour and 18 minutes just to get this resolved and it was only after I had threatened to cancel my policy that they told me they were gonna do a one-time courtesy.

    During my first year with them, I had a claim for the water heater. The burner went out and I contacted PG&E, which is the gas company out here. They checked it and said there was no gas smell but my sensor has gone out. They said to call a professional technician about it. Home Shield sent a technician out and the guy that came out didn’t have the tools to light the pilot, so he was asking me for matches. He tried the matches I had and it kept burning out. He took a paper towel and lit it and lit the pilot, but then the paper towel was on fire. He stomped the paper towel on the garage floor to put it out, packed up everything, and left a mess for me to clean. When I had other problems with the water heater, I decided to just contact a plumber and paid out-of-pocket for that.

    Then, I had problems with my air conditioning system. Home Shield sent someone out and they told me that they could charge the system with Freon because it was an older system, but the Freon per pound was very expensive because it’s no longer used and it’s regulated. I asked them if it was gonna fix the problem and the tech said I probably have a leak, so it may not fix the problem but they would charge it up and if I have the same problem, they would come back again, charge it up, and look for the leak. I said that was not a real diagnosis, that was trial and error. Why not look for the leak, charge it up, find the leak, and correct it? I wound up going through an outside vendor paying thousands of dollars just to change out the system. This is a horrible policy. We need to look into another company because if that’s the type of person that they’re gonna send out, this is not what we should be paying for.

    The compressor of the refrigerator went out and it has the sealed unit. I filed a claim with AHS and they sent out a tech from Vector Appliances. He checked to make sure that the problem was the compressor by checking the coldness and bolts up and down on it. After confirming that it was the compressor, he was courteous enough to tell me that if it was still under warranty, he shouldn’t touch it because that would void the warranty.

    The refrigerator is an LG and he asked me how long I had it. And when he was here, it was two days before the warranty was up. He was very nice and told me that I should get a hold of LG because they had a warranty problem on those compressors. So, he took a picture of the phone number and everything off the tag inside the refrigerator. He gave me all the information and I thanked him. Then I called LG and LG took care of it. All in all, I was happy with my experience. The tech didn't have to say anything and he could’ve dug into my refrigerator then just had me pay for the service. And I would pay under the home warranty instead of the one for the refrigerator itself.

    My garage door opener completely quit working and when I submitted the claim, American Home Shield dispatched the garage door company, Overhead Door Company of Wichita. It was only two days before the tech actually came out and after 15 minutes, he told me that the whole opener mechanism system would have to be replaced. He said he would have to come back the following day and do it. I told him that was fine and since he’s been back out, everything has been good. I'm completely satisfied.

    Our air conditioner had stopped working. Nothing was coming on at all. I filed the claim through the website and Comfort King was able to come out the next day. They were on time too. We actually had to be at work and since it was gonna take us about 20 minutes to get there from where we worked, the technician called us when he was headed that way and we met him there. He came in, checked a few things and knew exactly what the problem was. Then he went out to his truck and got the part. It took him about an hour and a half to take care of it. Then he checked the outside unit and repaired some damage that was out there. I'm not exactly sure when the transformer blew, if it did that. But we had had hail so it’s possible the hail had hit the wire on the side. It was damaged. He repaired that also and took pictures of everything. Everything was working fine after that. American Home Shield was great. The experience was excellent.

    A couple of days before, the weather was very bad and somehow, the electrical system tripped. The contractor came, turned it on and everything started working. They were very professional and I was very happy with them. There was no problem and everything was good.     When I bought my house two years ago, I had home insurance and I thought it was gonna be great because they let me pick whoever I wanted to come out and do my work. I found out that that was a rip-off because we moved in and the garage door just quit working. When it started coming down, it didn't stop. It just kept hitting the thing until it burned up the motor. It was a safety issue. I put a brand-new one in, I paid it, sent my bill in and they told me they were going to pay it. After about seven months, a guy told me that the check was in the mail and I would have it by the 15th of December. January 15th scrolled around and I never got my money for my garage door. I canceled my insurance with them and I picked up Home Shield.

    We called Home Shield because of our heater but then, the next morning, we got up because it was so hot. We turned on the AC and it wouldn't work. So, I called them and told them that the AC and the heater didn't work. When the tech came out, he fixed the heater. Then he checked the air conditioner and told me that the coil was shot and that they would have to fix it. Because it was so old that they couldn't replace it, they would have to redo ductwork. Then the contractors called and told me that American Home Shield would pay $500-some but they wouldn't pay to have it reduct. They don't make what we have any longer so it had to be reduct. And so, we were gonna be out $850 or $875 and I didn't know if I wanted to pay that kind of money.

    I checked around and found out that it was what was gonna cost me regardless if I went with them or didn't. So, I said, "Okay". Then, they told me that they had to order it. Then they called and told me that it was in and that someone would be out to do it. Matt came and he was excellent. When he got here, he told me that he gotta go back 'cause he was given the wrong size. So he went back and got it and put it in and then redid the ductwork. He told us that he had put Freon in it.

    But I wasn't prepared to pay for the ductwork that had to be done. They did replace the coil but the problem is that the units get older and they don't make them any longer. Then the unit that you have gets replaced while the ductwork that you have doesn't fit that. Also, it bothers me that AHS pays for $10 for the first pound towards Freon. But Freon is $60 a pound and I have to pay $50 for the next pound. There was Freon in there but because they had to get rid of the coil, then it got rid of the Freon. Then, they had to put it back in. I understand that it's not their fault, but here I'm out $150 for Freon. If Freon is $60, then that's what they should be paying. That's something they should renegotiate or at least they should pay half of it.

    The temperature was really cold that day and until it got to about 70 degrees, he couldn't test it to see that it had enough Freon in it. He also told me not to run the air conditioner or it will freeze up. They set me an appointment for Saturday between 11:00 and 12:00 for him to come back and do it. Then he called me and said he finished his job early. He asked if he could come and do it. It was 10:00. I said, "Oh, sure. No problem. The sooner, the better." He was here 10 minutes and checked the unit out. Then he told us to let them know if it doesn't cool when it should and they'd see what they can do. I was really pleased with what they had to do.

    The AC unit was making noise and we had water dripping out of the PVC pipe, off the top of the roof. The online filing was fine but it doesn't allow you to give as much information as needed because our particular problem was in "other" and there was no box to go into an explanation of what "other" meant. It can be a little more specific because it's impossible to list everything that could possibly be going on and then, having another, and not being able to further identify it is not helpful to whoever is getting the claim.

    Everything is fine with the air conditioner. The Brown Air Conditioning & Heating guy discovered that we had a problem with our hot water heater and that was where the source that the water was coming from, not the air conditioner. He couldn't identify anything mechanically wrong with it at the time, other than it was making noise, and he felt like that was just based on startup because it may not run all the time. We have air conditioning turned on all the time because of the humidity. But he just thought it might be due to that.

    AHS can be a good thing to have but there are definite issues with some of the providers where they try to recover the costs through charges that are not covered in the plan. That's what happened to us with the hot water heater, and my husband sent the contractors away because he was very angry with them. The hot water heater needed to be replaced and the company covered that. American Home Shield covered the haul off. And the contractor was going to charge an extra $700 to put a little piece of wood up in the attic to make it code compliant. That's less than a $50-job, so we felt like they were price gouging to get the money back on it. They also told us they were going to charge us to haul it off when the American Shield rep said, "We're gonna cover that."

    I've been with American Home Shield for about 18 years. I have multiple properties so I use it. They are not perfect but they're okay. I would still recommend them because I've encountered other warranty companies and American Home Shield has a broader coverage and a better network of technicians. I still stay with them because of those two reasons.

    However, their webpage could be hacked easily because their security system is really low. All you need is the address to log in when you don't know your unique log in. That really concerns me. So I hate doing claims online. I would rather call and talk to somebody. The webpage would say, "Do you know your contract?" I don't know. Then it asks what my address is. I put in my address and I can pull up my contract. So anybody can go in and play with the system. I would strongly recommend better security for the webpage.

    A couple of interactions that I had with customer service had not been very good either. In fact,American Home Shield still owes me some money on a claim that we put in four months ago. They haven't called us back. I'm just waiting on it. We had a problem with the microwave and the technician that came out blamed it on us. He concluded saying that my wife's actions broke the item. We told him it was already broken. We told them we were trying to mitigate the loss. My duty as a consumer is always try to fix it and not make it worse. We were trying to fix it to make it better but we couldn't. That's why we called American Home Shield but then they agreed. They said they'll cut us a check but the check never came. I didn't wanna waste my time. I bought a microwave for $150 and I just put it on my service. The technician wasn't very helpful. But when the garbage disposal was broken, Blue Star Plumbing fixed it.

    The technician from Bold Plumbing replaced the part that heats the water. The only thing I would comment on is that they need to be better to the technician. He had to wait on hold for over a half hour to get approved. Had it been a more major repair, him having to wait to do any of the work would have taken a long time to get it done because he had to sit and wait so long for them to answer the phone. But he did a great job and was very friendly. The job was done quickly too. American Home Shield was awesome to me. They were very thorough and answered all of my questions.

    Myers Comfort Specialist of Montgomery came out. The AC has been leaking since last year. It was cold at that time, and I would wait until the following year to replace it. At first, we thought it was just stopped up, but come to find out, the coil was rusted. They had to end up replacing the air handler and the coil system. I don’t have any gripes about them. They told me what they had to do, and did it. They do pretty good work. It’s mostly the fact of communicating back with American Home Shield and having to wait until they get things in place. I had a problem with my dryer one time, though. I had to wait on the parts to come in, and imagine trying to work without your dyer. I also hate sometimes how we have to wait for AHS to okay for stuff to be done. And I started out at $58, now I’m sitting at $68 a month. My bill keeps getting higher, but it seems like this copay is still $75 every time I call.

    There’s a faucet on the outside of the house that we use the water hose to water the garden or whatever and the thing came loose. Also, one of the faucets upstairs in my master bathroom was not coming completely out right. Draingo came and they said that to fix the faucet outside, they would have to go through the brick on the outside of the house, the drywall on the inside of the house, and maybe through the fireplace portion. I didn’t wanna do that, but my husband is saying that he may wanna do it. The two guys that came were nice and knowledgeable.     Jeffrey's Appliance Service came out, diagnosed the problem, recorded the necessary data to order the parts, ordered the parts, and then came back and retrofitted the replacement parts. Everything works fine. They did a follow-up call a week or so after to my wife just to ascertain whether or not things were operating as planned.

    Unfortunately, I had to speak with some of Home Shield's representatives who were in the Philippines and my Tagalog is not really that good so it was difficult conveying my point. And typically, I don't do that poorly, but for some reason, they had difficulty understanding what I was trying to explain to them about the nature of the problem and how to fix it. I had called initially on a cooktop and the cooktop is part of the range. The oven was part of the range and they didn't equate that quite right. The range and oven can be one component. Also, Home Shield's pricing seems a bit higher than their competition, but I'm satisfied with the service they provided. I've used them twice and didn't have any problems other than communicating with the folks in the Philippines.

    Throughout the pandemic, dryer and then our stove went out. And for whatever reason, every time I put in a request, it has always been All In One. They’re super nice and very professional. When they say they’re gonna be there, they’re gonna be there. They tell you straight up, “This part’s gonna take two or three weeks,” like with our stove. But they also said that they'd do everything that they could to get it out here quicker. My wife said that they were so respectful when they came in. They also put on their shoe covers if they’re asked to, which is huge when you’re trying to keep a clean house. Not that we’ve ever had a bad experience with anybody, but All In One is a little bit over and above.

    Our house was built in 1987, but we try to keep it up. It’s our home, so we want to make sure that everything is working perfectly. We’ve never been shortchanged on any of the stuff that happens daily in the house. We’ve been with American Home Shield for around 20 years in two different properties and the coverage has kept us around.

    When we went to First American because ours had expired and we moved homes, we did not like them. Their customer service was horrible. We were with them for around a year until our contract expired. I told my wife that I was just gonna go back to American Home Shield. They always answer the calls if you have any questions. They have the contract. And everything is easy to find online. Also, when we had eight rental properties, we had all of it under American Home Shield as well. That was how good we felt about it. We think it’s a good deal. When I first started, it was around $75 a call. Then it went up. But even though it’s at $125 a call, we still feel like it’s a great deal.

    I love the ease of being able to get on in five minutes and be done with the request. AHS is very good about the follow up as soon as we know that there’s a person coming. Their communication is really good. They give me the number if I need to contact the contractor directly, which is a huge thing for me if I need to change something, or if I need to tell them to let me know when they are coming and that I've got a dog. A lot of people are afraid to let us talk to the vendor thinking that we’re trying to go around them, but it’s not worth it. AHS also does a great job of vetting contractors, which is great for my wife. I know that everyone who comes to our house are good people.

    Our whole family is with AHS. My parents are in their 80s and they were old school. They said they'd just find somebody. I told my dad that AHS would fix their AC and if they couldn't fix it, then they'd replace it. I said that other than paying a monthly contract, it will pay itself off with that one unfortunate major issue that you get.

    The contractors came out to take a look at our washing machine because it was operating very oddly. It was really loud. We just wanna make sure that there was no damage being done with the washing machine and if that issue could be fixed. The contractor let us know that the problem was a belt or something in the washing machine has failed. So, we just had to have it replaced. Usually, it was something that didn’t happen as often or as quickly as it did, but it had failed. It was something that caused the washer to make that loud noise, but that the washer itself would be okay. But we had to get that belt or something fixed if we wanted it to remain quiet.

    I submitted this claim online to AHS and it was fine. The website was very user-friendly. Everything was easy to understand, easy to read, and I had no issues. I got text messages letting me know when the contractor would be there, and when they would call, or when I should expect somebody to call, or if I had to call in order to set up an appointment. The contractors were very friendly and very polite. We still have the same issue because we were told that we couldn’t get it fixed since the washing machine still works. So, that’s not good. But the contractors themselves did what they could.

    Our appliance contractors have not been well. They told me they had to go back. One came out and tried to fix the appliance, and he couldn’t fix it. And he scratched it up, and then he wrote back and said that the problem was due to excessive use. And then the second contractor came out, he did a good job diagnosing the problem. But he never came back, and then he wrote it off as though he had completed it. And then when I finally got through to say I was told there was a 90-day clause that says if I didn’t get back to you within 90 days, that I’ve had to pay the service fee again, and I didn’t think that was fair.

    I didn’t even know that there was a $100 payment every time I got a contractor to come out and fix something till I tried my first service which was the appliance. I’m not happy with that, and I don’t have my appliance fixed. I’ve already spent $100 and waited six months to try to get it done. I’ll have to get a plan that lets me get my own people. I could’ve called the place where I bought it and they would’ve sent somebody instead. It would be good for me if American Home Shield has a contractor that came out that I paid to come back out with the part that he went and ordered to come out and finish that job.

The contractor who came was wonderful, very respectful and professional. He didn’t just show up, fix it, and leave.     A Wisdom Electric was fantastic. It was a difficult, unusual problem to find, and the tech found the short inside of a wall switch that was on the same circuit. He did it efficiently and quickly. The guy knows what he's doing. He was top rate. He's a proper electrician. It's enough that I would have him come back to my house because he just came to a rental condo that I have. Also in these weird days of what it is, he had his mask on and he had gloves. It was all good. But I feel like when you call for a claim, the very first thing on anyone's mind is, "We need to get your $75." When I called American Home Shield, I went through the waiting and their queue with the phone, which was fine and that was all expected. When the rep answered the phone, I asked for her name. It was an unusual name and I asked her to spell it for me. I got this big, exasperated sigh.

    I had the same electrical issue in the rental property, but it was several months ago. The apartment was empty so I didn't know that it was bad again. The real estate person told me that the lights didn't work in the second bedroom again. I was told if it was over 30 days, then it's a new claim. I asked for a supervisor and the rep was very reluctant to give to me to a supervisor. It wasn't worth the $75 to argue with this woman anymore. The other thing is that I don't love talking offshore to people. I end up in the Philippines or I don't know where half your folks are. But I understand that's how their business model works and how they can make a profit. But it's extremely difficult. I would tell them that I want to talk to somebody in the United States but they would tell me that was not possible.

The renovations have been done quite a while ago, so we knew that we were gonna have some issues coming up and we didn't want it to be in the first year after getting a new home. I do love Home Shield. As soon as an issue comes up, for $75, it is resolved.

    The person who came to do the service for our electric issue was very polite. He seemed very knowledgeable. We would definitely use him in the future for other issues that come up around the house. They were very timely in scheduling the service too. However, I’ve had a lot of issues with Home Shield's pre-authorization department. It’s extremely poor service. We had two issues with appliances. One with our dishwasher and one with our refrigerator. For the dishwasher, somebody came, assessed it, and said that it needed to be replaced. Initially, there was some delay. They needed some additional information regarding whether or not it really had to be replaced. Then, they sent us a link and said, “Great news. Your dishwasher needs to be replaced and it’s all under your warranty. So, these are your options.”

    We got a list of multiple dishwashers. Some had no additional cost to us. The problem is that our kitchen is very small. The appliances are all very high-end but we don’t need a $5,000 refrigerator. We just need one that fits and functions properly, and in some way, agrees with the aesthetics of the room. My husband and I went through all of the dishwashers that were available this morning. We started with the “no additional costs,” and we couldn't find one. The dishwasher has to be 32 and a half inches in height. All of the links that were sent to us were 34, 34 and a half.

    It took several hours of combing through the entire list but I found one that was 32 and a half inches by 18 inches and will fit in the base. That was a great process because nobody took my time on the phone, trying to look for an appliance. We could do it on our own time and we could find an appliance that fits into the space. We could make a decision together about whether or not we wanted to put in additional money or if we wanted to take what was fully-covered.

    The refrigerator, on the other hand, was a completely different process. I was on the phone with somebody from pre-authorization who took a lot of information from me, including the dimensions of the refrigerator. Then she called me back after looking and said she found nothing that was equivalent in the system, and therefore, could only offer this one unit through AJ Madison. I had to make a decision there and then about whether or not I wanted to accept this offer for this refrigerator or take a cash payment for $1,600.

    She didn’t give me any options at all. I said I couldn’t take the offer because it doesn't fit into our space. She said, “I’m not required to offer you anything in terms of the proper dimension. I’m not obligated to do that.” I said, “Obligated or not, you can’t send me a refrigerator replacement that’s not gonna fit to the space. This is a ridiculous conversation. Can I please speak to your manager?”

    I got a message two days later saying that they were revoking authorization to pay for the refrigerator because the insulation failed, and that’s not covered under G3 of the warranty. Our refrigerator is over-cooling. It’s freezing in the back. One company came out 3 times and tried to fix it, then said, “We’re not coming out again. It must be the insulation that is no longer working. There’s nothing more we can do.”

    So, beginning to end, it was not a great service. It was very frustrating. They could have let us do the homework ourselves, and we’ll come up with something and make decisions. We’ll be, at the end, happy because at least we can see for ourselves that either they have what we need or they don't. We can take whatever money that they' gonna contribute. But it was really confrontational and quite horrible. The woman that I spoke with was extremely rude and really out-of-touch with the needs of what I wanted. It would make me really consider upping again, which is unfortunate because the dishwasher process was entirely reasonable. We ended up picking up one that we’re gonna put in that’s just $300, and that’s great because now, we’re gonna get a dishwasher that fits in our space, and hopefully, it’ll work.

    I’ve put in another request for service to our refrigerator and I’m gonna do a little bit more research about why insulation wouldn’t be covered in the first place on the warranty. We renewed the warranty because I found it extremely useful. But let us see how it all pans out and how other issues are dealt with in the coming year. I would never go back to not having a home warranty but the question is if I would re-up with Home Shield or not.

    I purchased a home and my real estate agent insisted on Home Shield because she had good experience with them. In this market where I purchased the home, my real estate agent advised that I ask the seller to pay for a home warranty rather than me having to pay for an inspection because there was an older person living in the home and she felt that that would give me an edge over the competition if I didn’t ask for a home inspection. And that was evidently the case because I was the first one that made an offer and they took it.

    I've had a lot of phone calls to use the warranty. But it’s kind of hard to understand what the value is for the service. They repaired and fixed the items, but I've had difficulty trying to schedule appointments at times. Right now, technology is not working, so it’s hard to get through on the phone to anybody sometimes. The other day, it took like four people to try and resolve the issue and I kept getting passed off between people. One time, the guy said he was gonna call me back and he never did. And it was because I didn’t understand.

    I've been waiting four to six weeks to get the dishwasher repaired. The part was on backorder. I had until the 27th for the part to get here and then they were gonna give me my options. I got the parts and now, they’re gonna fix it but the person couldn’t get here until the 29th of April. And I don't know whether these parts are gonna work because I noticed the one part was from Whirlpool and this is a Roper dishwasher.

    Also, the way it was explained to me was that it’s very difficult for American Home Shield to replace any item that’s old. I have a hot water heater here that’s the original hot water heater with the home that was built in 1991. Although it’s working and I had someone look at it, the concern I have is most hot water heaters blow up after 15 years, and this is still working. I'm getting a feeling that American Home Shield doesn’t replace things. And due to all the calls that I've had, I've had to pay at least four deductible calls. I'm almost at half the value of the warranty right now just in service payments. If I had done it privately and called Sears on my home, the service call would’ve been included in the cost of the repair. I'm not really sure that I'm getting a good value out of this thing, but that’s the way it was set up and I was able to buy my house.

    I've also been told that if you call and there has been a problem with a piece of equipment or an appliance due to customer error or something like that and it needs to be replaced, the warranty company will not replace it. To me, there’s no value there because most people don’t purposely go out to break an appliance. It’s a circumstance that happened that you were stupid or maybe roots grew into a pipe and it wasn’t your fault because you didn’t know. I’m gonna have to think twice about whether I would renew this.

    I like this guy from Plumb Genius. My garbage disposal was stopped up and I called American Home Shield and spoke to the person. It wasn’t long before the technician came out. He was on time and he fixed the issue. He also took pictures and I liked that. He was excellent. He was older. He was focused and kind. But there was a serious complaint on my refrigerator and although I was charged, the technician never came to fix it. Within 30 days, I called the guys twice but they never came back out and fixed it. I tried to escalate it three times but I was never returned to.

    Now, American Home Shield is telling me that because the 30 days have expired, they can’t fix it. That is terrible because I consistently called within the 30 days. Every time I called, the rep would say, “Yes, ma’am I do see you consistently called within that 30-day period and no one ever showed up.” There were four or five times. I have all my text messages too. They said, “We'll be there, ma'am, shortly,” but never showed up. I paid for service. I should get what I pay for. But at the end of this week, I'm gonna call my bank and have those charges reversed because I paid and they failed to come out and fix the problem. In fact, if it wasn’t for the Plumb Genius guy, I almost canceled American Home Shield for failure to provide a good service.

    The contractor from Whirlpool was super nice and did a really great job. He came here and made sure that he was wearing gloves, especially with all this going on. The repair was a lot faster than we thought. When the guy originally put in the order, he wasn’t sure that they were gonna have the part. Then they called and if they could come out at that time. It was also nice that it was the same guy that came out every time to make a repair. He knew and we didn’t have to keep explaining, which was really nice. They were able to fix the problem and my appliance is working better.

    We love AHS, but we wish their customer service would be a little bit better. Two summers ago, we had to put in a claim for our air conditioner and I had to keep calling to check up on things. It was nerve-wracking because I would have to explain everything over again to a different person. It’d be nice if there was just one person that was in control of that, that I could contact, instead of having to explain it to every single person that I contact. Moreover, I had to be transferred to this person and this person, and this person. Other than that, we are really satisfied. We'd recommend them to other people who are buying homes because we’ve been very thankful for having AHS.

    Our refrigerator stopped working. We tried doing the reset to see if we were getting any codes but nothing was working. So, we called American Home Shield. But the first company that was referred to us by them was horrible. I had a very bad experience with the guy and AHS should not recommend him to anybody. I ended up calling them again and they sent the second company. They were amazing and I was very pleased with the two guys that came out to our home. They respected the fact that we haven’t been exposed to anybody, so they sanitized before they entered the home. They allowed me to sanitize their hands just to be safe and they kept their distance. And they explained everything to my husband in detail about what was going on with the refrigerator and what needed to be fixed.

    AHS also did a great job. The lady that I spoke with was very helpful and very sincere to me after I explained to her what happened with the first contractor that was supposed to come to my home. Other than that, when we first moved in to the house, we had our kitchen sink kept backing up from the garbage disposal. And AHS sent someone out two or three times to get that fixed for us. On the third time, they eventually got the problem fixed, so we were very pleased with that as well.

    My water heater was leaking and my water bill was going through the roof. I went through three tanks of propane in a six-month period and it was only me living here. That is more than a year and a half's worth on a good day. So, I called AHS about it on a Friday, scheduled a service and then I paid out of pocket for the whole thing.     I have purchased a lot of home warranties being a former RE agent and investor. This was/is for my personal home and I still have a broken faucet approaching May for a service request put in at the end of December. The service company came out and took the $100 Co-pay, diagnosed the problem and then submitted it as fixed to AHS. No fewer than 4 hours has been spent on the line with AHS where the attendant follows the online script and says they will have to verify and call back. Each time they apologize and say this shouldn't be happening.

    When I asked to just cancel the contract since you aren't going to fix this they then go into the policy of only partial refunds. Without a doubt the worst warranty in the system. If you feel you need one I would ask your RE agent (if a home purchase) to find you a different one to be put in the contract. There are options and the RE agents do earn a commission on the sale of these warranties. If you purchased for yourself or are renewing I recommend going with another brand.

    I have been with this company for several years paying 50 sum dollars a month. I put in 4 claims over the last several years in which all but 1 was denied. 1st one was a bad water heater, and ironically at the same time I discovered I had a slab leak in the kitchen. The Plumber confirmed that the water heater was bad and was also able to locate the slab leak stating that it would be major work which would require removing the tile floor and concrete in the section where the leak was. The plumber informed American Home Shield of both situations but claimed he could not install the water heater because of a code violation. Nevertheless, American home shield paid a portion of what the water heater cost and denied the slab leak repair.

    I had to contract a different licensed plumber on my dime who verified there was zero code violation on the water heater to install. I also went through my home owners insurance and the same licensed plumber that installer my water heater was able to fix the slab leak without removing the tile floor and concrete by rerouting the plumbing.

    Last but not least I had an issue with my pool heater and the contractors they sent out were incompetent. First guy came out, visually inspected my pool heater, took pictures of the outside copper pipes, tested my water and left. Later I was told that my claim was being denied because I had too much chlorine in the pool. They sent a second guy out who did a visual inspection, turned on the equipment, walked around the pool, returned to the heater, removed 2 of 6 screws, pried the compartment open, took a picture of the leak on the inside with his phone, turned the equipment off and left without replacing the screws that he had removed. This guy never tested the water but he also reported to much chlorine in the water. (What does too much chlorine in the water have to do with the heater leaking) ??.. Nevertheless this claim was denied.

    During this I discovered that my contract expired in November of 2019. I never renewed yet American home shield continues to debit my checking account every month. I called in today to request a cancellation of services and was advised that I would be charged a $35.00 cancellation fee. I advised them that I was not under contract and that my account never should have been debited over the last few months and was not authorized. I was advised that American home shield renewed the contract without my permission and that I should have received an email. (THIS IS TOTALLY AGAINST THE LAW AND FRAUD.)

    American home shield was not authorized to renew or extend the contract, nor were they authorized to continue debiting my account for the last 5 months. I will be contacting the BBB in regards to this and reporting this to my bank as illegal transactions.. I will never use this company again and will take my business to "Home Warranty Solutions"....

    My hot water leaked on a weekend in the middle of winter. I had to get it fixed fast. AHS had no live agents and the automated system wanted me to pay the deductible with giving me any idea if I would be dispatch an emergency service, etc. I would not pay for something without knowing exactly and approximate time of receiving the service. I went ahead and did the job on my own and AHS (even though they asked me to fax the receipts) never responded nor any of the managers when I repeatedly left messages. Wait time for all calls were at least 45 mins plus and 80% of the agents did not understand English very well. They start with apologizing profusely and the lines are generally cut when they cannot solve the issues. VERY IMPORTANT - the only time you get USA agents who are more experienced, etc. is when you inquire for new memberships - that's where the sugar coating starts.

    AHS claims generally hide behind offshore agents, etc. I was lucky to get hold of a AHS local agent who I only got through when I posed as a new customer, she was very good and tried to talk me out of cancelling my policy and said she would give me some local numbers to call, etc. I think the management hide behind bogus email addresses. (Because none of the email addresses published online worked in my case.) At the end, I got nothing, last agent tried to talk me out of cancelling again. More embarrassing was I had also encouraged my neighbor to join AHS long before my claim and their hot water went down too. It took AHS almost a week to come and check and they said it would take a further week and a half for repairs. The neighbor kicked out AHS also, lost money and they had to pay a couple of thousands to get it done elsewhere. I was so embarrassed because I was the one that recommended AHS in the beginning.

    AHS has lied to me in my case, did not reimburse any repairs, did not return any correspondence or phone calls. I would never recommend this company to anyone. They might seem the best of the lot but it's the opposite. I tried and got short changed badly. I recently received 2 emails from AHS stating that they want me back. REALLY!!!!

    American Home Shield's contractor, Blue Ridge Mountain Plumbing, has been out to our home three times this year for three separate issues. They have been amazing every time. The first time they came out, they fixed our hot water in our basement shower. We weren't getting hot water at the time and they fixed a valve there. During the same service call, they found that we had a gas leak in our water heater. We put in another work order and they came out again to fix that issue.

    Recently, we went down to our basement and found that the hot water line underneath our sink had disconnected and we had water everywhere. Blue Ridge Mountain came back to fix that as well. The techs showed me exactly what was wrong. While our cold line was done correctly, the hot water line was done incorrectly. He showed me what the lines should have looked like and fixed both of them. So far, we've been happy with the ease of putting in claims with AHS and the communication we've had with them.

    I’ve been in this house for a good while and my air conditioners are both getting really older. Of course, the air conditioners keep running and I’m paying the premium at American Home Shield every month. But I’m divorced so I’m the only one who’s putting the money into all of this and I was a little worried that one or both of them would go out and I would really be in a fix if that happened. At this point, I’ve had American Home Shield for a pretty long time, about 10 years, and it has been helpful. They’ve come out for numerous other things. When I find a problem, I do call them.

    But I wasn’t real happy with the phone way of getting in touch. You would have to just wait on hold for a long time. But this was in years past. Then one of my friends at work has American Home Shield also. She told me to go online and I wouldn’t even have to wait. I didn’t even know about that. But I’m an old dog and it takes me learning new tricks to figure these things out. But after that, it was not a problem at all. When I submitted the plumbing claim online, the website was fine and then Mister Plumber called me to set up an appointment. The rep told me it would be around noon on whatever date that was. She said they would call me 30 minutes before they got here, and they were here. I had two issues and they sent two guys.

    I had two toilets upstairs. They wouldn’t stop running and I’m just not confident to change the inside parts. So one of them was upstairs doing that and the other one was addressing the problem under the sink. I developed a leak under my sink and I knew there was something in the pipe, which was kind of leaking a lot. I didn’t know what the problem was but it was the garbage disposal and the Mister Twister guys were very confident. The company and especially the girl who handled it were very nice, helpful and cheery. They were quick about getting back with me once I did put in that order.

The part that I needed was out of stock and he ordered it. He said it would take a week but it was actually less than a week that he came back. Then he discovered there was another part that was needed and he was able to get that within a few days as well. So it was all pretty quick. He was very efficient. He cleaned up nicely and did a nice job. There were also little shoe covers on his feet.

    I submitted a claim over the phone with AHS and it was a pretty smooth process. They assigned J&A South Park and the tech got here about 30 minutes from the time that he called me. He looked at my toilet because it was stopped up and something was stuck on it. He was very professional and he fixed it. He also took the time and answered any questions or any concerns I had. Other than that, the vendors that AHS send out are pretty good and I don't have any problem when I use them. And if I do, I call American Home Shield and they fix it.

    We had a leak in our upstairs bathroom, and so I submitted a claim for it online. The website of American Home Shield is easy to use, and the contractor came out in a couple of days. The guy from Wakeman Maintenance was nice and professional. Our jetted tub was leaking water through one of the seals and then going down in between underneath the bathtub. Since he came out, I have not seen another leak. It was a good experience. The first year we bought this house, the AC unit went out. I had a different company and it took them forever. It was in the middle of summer here in the south, and finally, they replaced the whole four-ton HVAC unit. After that, however, they wanted to charge more than double of what the original yearly cost was, so I switched and went with American Home Shield. We are going on two years with them already.

    I'm pleased with the service of American Home Shield and I've been with them since 2004. I have the warranty in all my houses and other properties that I own. It's good and I always recommend American Home Shield to people when they are getting houses. I tell them about my experience. My niece, who is at a property I own, was having problems with a leak behind in the bathroom. American Home Shield sent out Jim Bennett's Plumbing but it wasn't leaking the day that the tech was there. My niece said the tech was very thorough in checking to see where the leak was and what was going on with it. But he couldn't find anything. He assured my niece of what it wasn't but he couldn't tell her exactly what it was because nothing's happening at that time. My niece was very satisfied with his suggestions of what's wrong and his professionalism. I was grateful for that because I'm not there at the property.

    Also, we had a problem before with the water heater. It's about a year ago. The dealing was with Jim Bennett's Plumbing too and it was really not good. They were waiting for a part and it took two weeks. It was my niece in the property with two young children. And to me, what was happening was totally unacceptable. I was just getting ready to the point of just asking for another plumbing service when the last technician that came out wound up bringing another hot water heater. But by this time, I had given the company a very bad rating. Every day and fast forward, it was one excuse after another. But in the end, they did the right thing and I was pleased.

    Two years ago, I was with another company and their monthly premium and copay per item went up. I went on the internet, shopped around, and thought American Home Shield would be cheaper, but it turns out that it was not. I used the other insurance company to perform maintenance on the air conditioner three years ago and they paid 100% for the Freon.

    For my AC claim, AHS sent me an email and told me in writing that Freon would be $55 per pound. They would pay $10 and I would pay the balance. When the contractor got there, they said it was $85 a pound. I called AHS and they called the vendor. The vendor said that it was 85, not 55. AHS got back to me and said that there was a misunderstanding. They should honor what they told me. I wound up paying $800 and I wasn’t happy. Other than that, everything went well and my tenant was happy.

    I have another rental and the faucet was leaking in two bathrooms. The contractor went out in November and didn't finish the job until February. They had to order parts and wouldn’t replace the faucets. They said that the insurance company won’t pay so they had to go. They found the parts somewhere in New Jersey and shipped them out. But four months was absolutely ridiculous.

    There was a time when we weren't getting hot water in our bedrooms. We also had a leaking shower and needed to change showerheads. I submitted a claim to American Home Shield but When I mentioned what I needed on the phone to their rep, it didn't translate into his call notes. I learned that if I want to make a claim, I have to do it online so I can be very exact about what I want. Still, the tech from American Home Shield's contractor, Grade A Plumbing, was on time and courteous with everything I needed. He fixed up a number of our faucets.

    I have had coverage with American Home Shield for a long time, about 10 years. I had a break and then I picked it back up again. When I do a service order, I get a response from a vendor right away. I had a little problem five years ago wherein they were using a certain vendor that wasn’t user-friendly, but they don’t use that vendor anymore. One time, my washing machine was leaking and it was not fun. The first that showed up was a small leak then the leak got a little larger. After I did the request online, Murphy’s Home Services came out in a couple of days. When the company called me, I told them that I had a friend who built a cabinet around the washer and the dryer and the dryer was on top, so when two of their guys came out, they were really prepared to deal with my situation. It was very great. Now, everything’s working fine. My wife and I we go in the laundry room, look and there's no leak or water.

    Two toilets were running and Rapp's replaced the inside of one toilet and some kind of flap on the other toilet. But I had to call the tech back because the toilet that they didn't replace the flap on kept running. He replaced that flap and it went fine. The guy could have just replaced everything the first time, but I guess he felt he didn't need it. But I don't have any problems with it, with everything right now. It's good.

    American Home Shield could cover a little bit more than they are covering, especially for seniors when paying in a monthly fee. They will only cover so much stuff but not the whole job and you still pay your deductible. It’s frustrating especially on a fixed income. The plumber was super-duper nice and he didn’t charge me any more than my deductible to fix what was wrong with my toilet. I thought that was a godsend right there only to have the AC guy come behind him and stick me in the rear. I felt he was nasty looking. I didn't know whether he’d been out on several other calls that morning. He wasn’t well-kept and I just felt like he was gouging me up on prices and then he said that he gave me a break here and there. It doesn’t feel like a break when it’s still gonna cost me $2,000 plus to get air in my house.

    AHS will pay for the breakdown, taking apart the stuff, and they’ll put it back together. But they won't pay for the permit, they won't pay for what this state requires and they won’t pay for the coolant. What happened was the hose broke and all of the coolant came out. Even though the AC was turning on and running, it wasn’t cranking out cold air. They called back and told me that they received the guy's estimate and asked me if I wanted to search around for some others. I didn’t have the time or the energy or even the anchoring to do all of these. I'm not a healthy woman.

    They were supposed to send me out reputable people. I felt like he jerked me around. I wish they’d just come on out and fix this and be done with it and stop messing with me. I'm giving them another day. If they don’t come by Friday, then I’m gonna call the air conditioner guy that’s gonna come out and fix it now and give it to American Home Shield and have them pay it.
