The warranty was bought by the seller when we bought the house and in my case, it's very important to have it. A guy from Kyle's Plumbing got our plumbing issue fixed and then he was on his way. He was very professional and he knew what he was doing. We had another contractor out here today as well. We had no air conditioning and when I made the request over the phone, it was all done electronically. The guy who came in was great too. He was having a little bit of trouble finding the problem, then he realized the thermostat went bad and he changed it out.
Charles,
I am glad to hear that we were able to get your issue resolved and thanks for sharing your experience. We look forward to a strong business relationship with you.

One company came out to service my air conditioner with the contract I had with them but they didn’t do anything. The guy said I had a leak in a line, and if I wanted to fix it, it would be 250 something dollars. I told him no and that I was gonna call my company to see. After he told me that, I contacted American Home Shield and they sent me somebody from Myers Comfort Specialist of Montgomery. They came in and put in a coil pad. Since the coil pad was still under warranty, I didn’t have to pay anything. They also put in the freon on the day they came out. They were fine and they explained what they were doing. The repair made the unit much better. Before, it had to run a long time before it would cool up, but after that, it was really good.
Jacqueline,

When my AC was not working, I submitted the claim on a Friday and had to wait over the weekend. The contractor came out on Tuesday and took care of the part that needed to be replaced. He was in there and he was out.

The water was leaking under my sink so every time I'd run water, it would leak into the bottom of the sink cabinet. I had a bowl left under that curtain of water. I submitted the claim online. The AHS website is user-friendly. But Super Rooter never showed up. I contacted them three times. They close early at 4:30 and I get off work at 4:30. It needed to be done, but I didn't wanna take off work to have it done. So, I ended up having to call American Home Shield back, and they found me another company that could come out and could do it on a weekend which worked for me. The contractor was very professional. I've had American Home Shield for about three years and so far, so good. The only issue that I have had was when it was time for reimbursement. I haven’t received the reimbursement for the faucet. But if something breaks, they will most definitely get me a service provider out there.
Kimberly,
Thanks for your feedback. I understand you were not happy with the outcome of your request and I am glad I was able to connect with you regarding this matter to make an offer to you and we hope this does not discourage you from reaching out to us as needed in the future.

Our air conditioner is in our attic. It has a tray that collects water if there’s a drain up there, and water drains down that. It clogged, so the automatic shutoff cut the air conditioner off, but we didn't realize that. I called in my claim with Home Shield. The contractor, True Air Solutions, was great. He had a mask on. We distanced ourselves. We didn’t get up in each other’s face and we did what we could. Everything was wonderful. All the other contractors have been great. When you called them out, they came right out and did everything. However, I’ve been calling two or three times a week ever since then to try to get this gentleman that works for Georgia Boy that does their appliances to come back to see what is wrong with my dishwasher and if it can be repaired. It has just been a constant, “We’re coming,” “I’m coming tomorrow.” And then, tomorrow comes, he doesn't come. He doesn't call.
My dishwasher stopped working. It wasn’t cleaning the dishes. The water didn’t get hot and didn't dry my dishes anymore. So, we called and made a claim on April 15th. Home Shield gave me a referral to a company called Georgia Boy Electric. It took a while for them to get the repairman out. Maybe two weeks. And then, it took them two or three more weeks to come back with the part to fix what the tech thought was wrong with the dishwasher. He came and fixed something in the heat control module. It was late in the day, so we ran my dishwasher that evening with my dishes and let him know the next day if it was fixed. I ran the dishes, but it was the same thing. The dishes were still dirty, the water was cold, the heat never came on, the dishes were still soaking wet. So, nothing got repaired.
I only called Home Shield Tuesday to tell them what was going on because I wasn’t sure what to do. I have never had a problem before with anybody. This is the third time we’ve had somebody with an issue. And we just can’t get anybody to respond from this particular company, but they told me they would have to recall to have that company, let them know they need to come back out, wouldn’t charge me the 75 fee because it was never fixed. So, I did that Tuesday.
I just spoke to the man who owns the the electrical part of the company this morning, and told him. Between my husband and I, we probably talked to them 20 times or more about trying to get this gentleman that he hired. It has been that long that we've been trying to get this gentleman who keeps calling. We have to call him usually to try to set up a time, and then, he doesn't come and he doesn’t call. And then, I’ll wait a day and give him a chance, and they would call again. It has just been constant between me and my husband trying to get someone to come repair it. The owner hired this gentleman to do the appliance part of his business, and he has started not to do what he normally did what he started there. That’s what the owner told me this morning.
He asked if my dishwasher had even been fixed. I guess they don't talk to each other, or he would have known. I told him no and said, “You should find something from American Home Shield because I got an email yesterday after speaking with them Tuesday, and they had to do a recall. But you should have another number.” He looked at his computer and he found it. He told me to call him back if I didn't hear anything from his appliance repairman in a day or two. If you go to make an appointment with me, I stay home and wait for you, and you don't call me or say you’re not coming, it’s just frustrating. That has happened about 8 or 10 times.
The guy told me, “Y’all have been the nicest customers. If you were my electrical customers, they would have already chewed my head off.” And I said, “Well, I’m trying to work with you. And it’s not that, it’s just that I can wash my dishes by hand. I grew up doing that. It’s just the idea of you just not following through, and eventually, it’s gonna reflect on your company, possibly.” I don't want to do that. So, I’m waiting right now to see. I’m giving a day or two to see if I even hear from the other that was an actual repairman if he’s going to come and see what he can do about my dishwasher. My dishwasher is not that old. It’s only about three years old.
We could have had that thing replaced, but we’ll have to see if the gentleman can repair it first. I told the owner this morning that Home Shield said if they can’t fix it this time, they either need to say they can’t fix it or it can’t be fixed and get a new dishwasher, or they would have to get another contractor to possibly come try to fix my dishwasher. He’s in limbo on that one. Hopefully, that gets resolved at some point.
Debra,

My garbage disposal quit on me. I submitted a service request to AHS at night time and a tech from RDN Plumbing was there the very next day. So he came out in less than 24 hours. Also, he was supposed to come between 1:00 and 4:00 but he called to see if it was okay if he could come earlier which was fine as we were home anyway. He found out that the motor was gone and it was just shot. He had a replacement in his vehicle and he was able to replace it. It worked out perfectly and he did a great job.

Our air condition froze up for some reason and Godfather Heating and AC came out and had a service call on it. They fixed it and said that it had to do with a lot of rain that we had been getting there in San Antonio that apparently it backed up to one of the drains. So far I've had two experiences where I had to call in to AHS and both of them had been resolved.

My experience submitting the claim with AHS was very easy. I called because I'm conditioned to call still. However, I then went on the internet when it was taking a little while on the phone, which wasn't a big deal. I was told that it was faster to submit online. It was a three-step process and it was very simple and easy. I submitted the claim and it went really well. I was told that the contractor would be out the next day, which was awesome. I was also told that was gonna be on-call because they were dealing with some other services. The tech called the next day at around 1:00 and said he'll be here in 30 minutes. He was informative, polite, super helpful, very kind, and on time. He diagnosed the issue, made the change, and explained what he did. Things went really well. It was a hot day and the repair helped cool down things in the house, which was great.

We have had American Home Shield for eight months and this is the first claim we’ve ever done. We liked that it was fast and the company they sent out was efficient.

I sent in a claim and everything was pretty simple with the process. It was very clear. Royal Flush came out and they replaced the spinner. AHS is very quick in responding and they are very accurate. So overall, it’s been great. I prefer submitting claims online because it's easier and I'm able to input the details. It’s hard to explain over the phone sometimes. So I figured email would be a lot clearer and more understandable.

I had a toilet that was running and leaking around the base one time. I used American Home Shield's website and went forward with submitting a claim. Their site is great and it's a lot faster to request service through there than on the phone. Their system doesn't ask a lot of questions but I was able to say that I had a leak and that my issue involved a toilet. Home Shield assigned Lancaster Plumbing to service my claim and their system said that I would hear from Lancaster within 24 hours. In 4 hours, I heard from them and they schedule with me for the next day.
I was very happy with the service provided by Lancaster. The techs they sent were very professional and personable people. It was a family business and the dad who owns the company was on the phone with Home Shield while his son was getting the work done. While the plumbers were at my place, we found that we had another issue associated with my second bathroom. The tech was checking the outside of my house and found that there was a cracked sewer main pipe. Instead of that being something that could be added on to the service, I ended up having to make a second request with AHS. That was complicated 'cause it meant a second fee.
The techs ended up not having to come out a second time but I still got charged. Plus, AHS declined the service and I had to pay out-of-pocket for it. There was an assumption that the problem was caused by soil disruption or some sort of settling to the house. Additionally, I haven't seen the second fee come back into my account which is a little disheartening. Still, the issue was probably me being a new client and not knowing their system. Since the plumbers came, I've had no problems at all with my leaking toilet. Thus far, I've been satisfied with AHS.

All Home Appliances has been pretty good. The main issue we had was about getting the parts. The last claim that we had was for the dishwasher. The contractors kept coming out, and it’d be another part the next time. They fixed the part they found bad, and they found something else wrong. It was just frustrating how long it took the part to get in and them to get out. And then they finally said it wasn’t gonna be able to be fixed.
American Home Shield has been good, except my wife had to stay on the phone when she’d call them for three to four hours before she could talk to somebody. It was very frustrating for her. And one other thing that we were quite frustrated with is what we do if an appliance needs replacing. We just get a check from them and we go buy the stuff ourselves. This time, we decided to go through American Home Shield since we think it might be easier just to go through that way. When we ordered a dishwasher, nobody let us know it was on backorder. My wife called back in and found that out. The guy said they would just send a check. If we had known that it was in backorder she would have picked another one, or we’d have dealt with it the way we finally did deal with it last weekend.

We submitted a claim for the refrigerator about the same time we did for our HVAC. When I submitted the claim, it asked what kind of refrigerator it was. I put LG. I even put the model number. So, the guy that Home Shield sent out showed up at the house, walked in and looked at the fridge and said, “Yeah, I can’t do anything with this.” I asked why and he said, “You need a certified LG technician for this.” It was literally an absolute waste of time. I don’t know why Home Shield would send that guy down. I guess he called Home Shield and they sent an LG. But in the meantime, we were out a fridge for two weeks. On the other hand, Best HVAC was really good. I like them.

I called about a hot water circulating pump. The plumber came out and got an estimate for $225 out of my pocket to replace the pump, and for "modification and missing ball valve"! A valve costs about $15, and the modification is just to put two adapters on either side of the pipe to fit the pump ($5-10). Then I asked for cash out option and I was told they offer me $275. I called a plumber and he said that pump and labor costs $300 + $175= $475. I told American Home Shield that their cash out option does not cover the cost, but that is all they would offer. So I told them, "That is probably why your plumber is charging me $225 to cover the cost of the repair since you guys are not offering him much!!" Not to mention every time I call I am on hold for 30-60 minutes on hold before I get through! This is horrible company and I will cancel my plan with them effective immediately.

I have an American Home Shield Warranty. On 4/24/2020 I requested service on my washer and dryer. The following week the contractor came out and ordered the parts. Once the parts were received the contractor came back out and repaired the dryer. The part for the washer was replaced but did not correct the problem. I called the warranty company, they contacted the contractor, the contractor called me and stated he didn't know what else to do and that he would call the warranty company to see what they wanted to do. The contractor called me back within 20 minutes and stated the warranty company wanted a second opinion and they would reach out to me.
I never heard anything from AHS so I called them a week later. I was on hold for 23 minutes and Jen from AHS customer service picks up and was very friendly and she put me on hold, called the contractor to verify what I had told her. She returned to our phone call and stated she would have to send an email to get approval for the second opinion and it would take a day or two. Today is exactly a week since I spoke with her and I have heard nothing from anyone. I called AHS, sat on hold for 36 minutes, Seev came on the line and I explained the situation. Seev put me on hold to pull up my contract and 30 seconds into my holding I hear a click then a dial tone. I understand things happen, Seev verified my info, had my contract # which has my phone number on it. If I was not on the line when he returned one would think that he could have called my phone. So, I am 18 minutes in holding for yet another, not so great experience.

Contacted AHS on 5/19/20 for a ejector pump not working. Plumber arrived on 5/21/20 and said he needs approval to proceed with repairs. Plumber got approval on 5/23/20. Made an appointment to come on 5/26. Plumber was a no show. Called AHS on 5/27/20 and they assigned another plumber. Plumber says he cannot inspect before 6/1/20. I guess he will then need approval to do the job. Every time I call AHS, hold time exceeds 1 hour. Have sewage water in the basement without the pump working and AHS does not care to respond to customers request. Will not renew with AHS when my contract ends. Recommend no one sign up with AHS as I am not sure if they are a scam or just incompetent.

The one they sent does not return calls and has not submitted any info to AHS. They chose this company but don’t stand behind them at all. I think they are scamming us. I'm not one to post reviews but I I felt it necessary to share how shameless American Home Shield is. AHS refuses to replace my HVAC although AHS has failed for the last three years to make successful repairs. The HVAC either leaks water which has caused substantial damage to my home, leaks on the outside forcing us to replace freon three times within a 10 months period costing almost $1,000 out-of-pocket (which AHS will not cover), and when it's not leaking water or freon, the HVAC does not properly cool. American Home Shield's position which it has represented several times to me is that as long as the motor is running, whether the HVAC cools the home or not, the HVAC is not broken. An HVAC that leaks water when it runs, leaks freon, and does not properly cool the home in which AHS has failed to successfully repair for the last three years, is not an operational HVAC and does not perform according to its function and purpose.
Every year, AHS basically waits us out battling with us for three months during the heatwave with delays and denials until the weather cools down. Three years, numerous appointments and phone calls with multiple HVAC contractors, numerous phone calls and escalations to American Home Shield and the result is damage to my home and no resolution. If there was an option for no stars, I would give them 0 stars. They operate in bad faith and take advantage of homeowners, when we rely on home warranties to assist with repairs and replacement os such things, or else what is the point of getting a home warranty.
I certainly hate to hear that you have received less than satisfactory service & I apologize for the inconvenience. I see that an agent is in contact with you. I'm confident the rep can help resolve your issue. Have a good day.

I've had an account with AHS for 7 years on a rental property. They do not have the ability to schedule cancelation of the contract so you have to do it on the day you want to terminate. They are impossible to reach and you spend literally hours on hold waiting to speak to a customer service rep since they do not have this capability for you to do it online. Then they charge you a termination fee. When you do finally speak to the representative, they only are interested in trying to get you to continue or renew the contract. I think this is unscrupulous and they are using COVID 19 as an excuse to limit access to their service reps.

I filed my original claim with AHS about three weeks ago. The dryer guy came back on Monday and let them know an electrician was needed. For some reason, the electrical plug shorted and it ruined the plug to the dryer. The dryer guy ordered the plug and the electrician has to come out to change the outfit. Around Wednesday, the electrician called me and scheduled for Monday, then he called back and said they needed to come Tuesday. I’m still without a dryer. But usually, it’s a lot faster.
One of the things they need to consider, especially for small towns like in Alabama, is that they need to know where you live as opposed to the vendor they're sending. I live in Decatur, and usually, the vendors are coming from Huntsville or Birmingham, which is anywhere from 40 to an hour and 15 minutes away. AHS could use more local vendors that are closer to your home and you may be more familiar with their quality of work. Even though AHS responds quickly, the vendors don’t and that has been consistent throughout the 15 years we've been with them. AHS covers most of the things you usually have issues with, like plumbing, electric, and appliances. We also have a pool. We’re getting ready to add another property to our AHS account.
Nita,

When I made my first claim with American Home Shield, it was for the heating but when the company that they sent out came and left, I had no AC. It has been an ongoing problem because of the initial claim. Whatever they did, they messed up. One minute I might have heat and the next minute, I might have air but I never had both at the same time. Normally, I'm not here and somebody might be here with the other company, but I was home when the contractor came. He felt like the house was cool so I did some explaining to him and he said that he understood but he was gonna check it out anyway. So, he did and spent some time here. I haven't had a problem since he left and because of the repair, the house is livable. Without it, I don't think we would be able to stay here.
I called in the initial claim where I made my payment but after that, I always spoke to an operator because it was an ongoing problem. I’ve only had good experiences with the reps over the phone. If they couldn’t fix the problem, they would send it to somewhere else and tell me they would get back with me or I would get a call from somebody. So, I have no problems with them.

We purchased a house from someone else and we were just changing the locks. Some of the keys didn’t work. The JB Lock and Key tech was here for two hours but there was one doorknob that he wasn’t able to change because it was old. We had to get a new doorknob and he left us instructions on how to make sure that the keys we already have will work with the new lock we have to buy.
We also filed a claim for our air conditioner. The contractors communicated and were very efficient, very professional and nice. They got it all fixed in a couple of hours. And the City of Wichita had to come out and inspect it when it was done, and they said it was fine. We have been satisfied with our American Home Shield experience. And this might just be the nature of the game, but what I have found to be fairly frustrating is the uncertainty of what’s going to be covered and what isn’t. Like we’ll have someone come out and look at something and still pay the $75 for it. Then it’s not covered so it feels kind of like we just wasted $75.

Sub Temp came out to see if I had a leak. It did not appear that I had a leak. The unit was low on Freon by just a small bit. The tech serviced it and he was very kind, very prompt, on time, and super good at educating. He was very thorough, showed me the meters and the gauges, and put just a little bit of Freon in, and it has made my unit a lot better. It was a good experience with them.
I called American Home Shield over the phone to submit my claim, and they were gonna have a gentleman come out who never showed up. So, I waited. I called back, spoke to another lady and I said, “You know, it's hot out here. It's 104. I can't have my air at 80 something. I have animals, etcetera.” I still had to wait two weeks and I was unhappy about the wait. I also didn’t like the way the second customer service person answered when I told her the vendor never showed up. She said, “Well, I've gotta put it in for dispatch.” I said, “Well, can I not call my own person because your person didn’t show up?” She said it needed to go through their system.
Then she kinda argued with me saying, “Well, if you have a family and you just bought this house, this could have been a previous thing.” I said, “No, ma’am. This wasn’t preexisting. This house was serviced back in April with no issues that I was told by the owner.” I have contacted that person. I also said, “Freon leaks happen all the time and it just could be my luck. At the end of the day, I don't know if there's a leak or not, I can just tell you it's not cooling appropriately. Then the unit was only a year and a half old.” She kinda went back and forth with me. I just finally said, “If you'll just send somebody out here to look at it, then we can kinda go from there.” So, she did, and Sub Temp came out.
My biggest complaint is that it took almost three weeks to get somebody out to my facility. With the air conditioning and the air about 103 degrees, that was a really long wait time. And I think before they get out to the facility, they shouldn’t decide that it's a pre-existing condition. I shouldn’t have had to have argued with their rep over that. That was disappointing.

I have a washing machine that started making a racket. Then it wouldn't pump the water out and it leaked water. The issue has been going on for a couple of weeks and we haven't settled anything yet. I don't know what happened to the tech because he told me he'd probably have something by the end of the day on Saturday. Now here it is Wednesday and I ain't heard back from him. The serial number is worn off of the machine and they were having a hard time getting a serial number. He said if they couldn't find the serial number, then they were gonna have to replace it instead of fixing it.

The American Home Shield website was good. I used it when I made a claim for my unit. I understood the website and it wasn’t hard to figure out, which I appreciated because I was already frustrated then. I bought my house and it's a year old but I needed a fix for my furnace. I put the work order in and it said pending. I then checked the website again and it said scheduled. A guy then called me and asked if he could come on a certain day.
The tech from Floyd Services was nice and professional. He told me what he needed and asked me, “Where is this at? Where is that at?” The tech did what he needed to do and told me that I needed the part. That was a Thursday or Friday. He said they would have the part the latest on Wednesday. When he got the part, he called, came, put it in, and it’s been good to go ever since.
I was scared over my appliances. I’m in Texas and it gets pretty hot. It was an emergency in my eyes and the tech was very prompt. It wasn’t like I had to wait weeks. It was not like he had to come back out then I wait a week and he came back out. The whole situation lasted about a week, which I was thankful for. I’m very satisfied.

I thought that if the dryer broke down and they sent the same person out for the same thing, then I didn't have to pay the $100. I asked the girl about it and she said something about it being within the six-month time. I used to live at a different address, I had AHS about nine years and I never knew that. I went online and submitted a claim to AHS. The website was very user-friendly. I got an email when they assigned a contractor to come out and service the issue and in less than a 24-hour time frame after I got the email, I was contacted by the service provider, to put up an appointment. We had some issues with our main breaker in our house. The lights were flickering and pulsing. We heard an arc sound in the utility panel, so we had to turn everything down, our AC, and everything that ran on 220 or 240 volts in our house but not actually function. Our house is on a well pump so we had no water and no AC. So first, AHS sent one company out but they didn't have the parts to fix the issue. They couldn't find the breakers.
So then, they referred another company to AHS called Ohio Electrical Services. They came out and diagnosed the problem, found that the main breaker was the issue, and there was another breaker along with that that was bad for the AC unit as well. He started by tapping on some of the breakers and we heard them arcing, the main breaker as well because the main box has some issues as well from the breaker arcing. It burned up a little bit. But he was able to find the right part and fix both of those breakers.
The contractors did a really good job. The first company that came out did at least help in getting a new company out to fix the problem. The second contractors did a phenomenal job. The technician seemed to be very knowledgeable. Since they've been out, we've had no issues. Our experience with AHS has been great. We're fortunate to have a home warranty because of the issues that we had.

I had a leak in my half bath, and Rapp's Heating & A/C came out and discovered that it was my toilet that was leaking under the tile. Their tech took the commode up, put a new rubber seal down and replaced the toilet.
For the most part, it's been smooth with AHS and I've been pleased with them. They respond to the request quickly, which I appreciate. My only concern was the AC. They did not approve doing what was necessary for the AC unit. I explained to them, “I've been in this house 15 years, so anything I call you for is gonna be old.” But the rep showed me the information on the plan where they would handle the inside, but they wouldn’t handle the outside or vice versa. Also, the last time they came out, I wish they let me know ahead of time what they would not take care of. If I put in a request and it's something that they know that they're not gonna cover, then they should let me know that before sending a repair person out.

I'm used to putting the request in on the internet. I was inside sales for many years so I was used to the phone aspect of it, and you could never get through them. Now, I called about some billing or something and I got through. I'm also going to call them because I have a claim in right now. My air conditioner is not cooling. I put the request in at 4:00 in the morning via email because I couldn’t sleep. It was too hot. I had to call the company they assigned and they said, “Yes, we have it. We'll give you a call back when we know when they're gonna be available.” I've waited long enough, so I'm going to call All Fix.
Somebody else had Home Shield and their hot water tank went. Home Shield decided to put in a water tank that was offered by the company that serviced the hot water tank. They came in and said, “Oh, we gotta replace it.” So, she called Home Shield and they said, “Okay, we’ll put this one in.” Well, in a year and a half, it was gone. It didn’t work. She tried to go back to Home Shield and they didn’t know anything about it. They probably put in a contractor’s water tank. That’s the cheapest thing they can get in. They will replace it, but there’s a particular value set on the item. And whoever I called said, “No, I can’t tell you that ’cause I don’t know that.” And I said, “Well, can I call anybody, somewhere else in the company?” “No, we don’t tell people that.” That sounded funny to me.
I used the hot water tank because I looked at my contract and I could not see, “Well, up to $600 or up to $1,000.” I couldn’t have figured that out. We also asked verbally, but they couldn’t tell me. I had questions about something about the area I’m in and some things else, but I still couldn’t get an answer on the monetary value. Also, Home Shield should lower their prices.
The last time All Fix Service was out, we had a surge in power that took out our trip switches in the kitchen and then you push them back in. We called the neighbors and they were having the same trouble. So, we called Duke and Duke told me to call an electrician, which was incorrect because later on in the day, we found out that one of Duke’s work parties was doing something that was causing it. So, that’s originally what All Fix came out for, but the tech checked those and they were all right. But I have one outside that he checked, and that wasn’t working, so he installed a new trip switch. I’ve used them before and I’m quite happy with them.

But, I was disappointed when they came and said that they would not cover a leak of another pipe and then they left. I was under the impression that it was covered. When I bought the house last year, before closing, the seller had to buy the buyer a home warranty. So, they went with American Home Shield. The year was up and the price was too high. I wasn’t going to renew, and then I called them and then they caught me a little bit of a break, and then I renewed. It wasn’t a big discount, but I told them I was military and disabled. The rep I spoke with knocked money off. Submitting a claim is so damn easy. I did the microwave thing online. With the air conditioning, I have called because I was in a panic. I personally have had one policy for a few years, but we, as an organization, are going on our second renewal with American Home Shield. I manage 10 accounts and filing claims, for the most part, has been pretty good. When I call, the reps are usually very friendly, but they cannot solve the problem, and that’s the issue. I feel like the customer service is just directing me on what I can do on the website. There's no additional assistance other than that.
When I called them about the appliance or when I have a question about why I’m getting different amounts billed for my premiums, I got through to somebody in the regular customer service, and he'd always say that I have to call this number. However, I can never get through when I get directed to a different number. They’ve been friendly. They're just not helpful. American Home Shield should at least have the customer service people more access to other resources that if they can’t help, then they should have some type of direct line where they can find out and then call that department directly or whatever they need to do.
Recently, I’m not having a good experience. We have a washer that couldn't be repaired and it’s been going on now a couple of weeks. We’re supposed to get a replacement but I have not heard anything. I’ve tried to call the number. I’ve been on hold for about three hours total in different times that I’ve tried and held and I’m not getting through to anybody for a replacement.
The other issue is that there is one AHS contractor who I do not like and I’ve asked for them to be taken off, but they continue to send them. I have to keep calling and saying that I don’t want them to come out. Hopefully, somebody can address that. Overall, the service of American Home Shield itself is very helpful. It’s very effective in maintaining a budget that you can manage when you have major things that go out. They’ve been really good as far as having the services that you need to be able to save money.

The AC wasn't cooling as it should so Element came out. The issue ended up being the AC needing refrigerant. The unit was also frozen so they had to unfreeze it. Before they left, they said it was gonna continue dripping. Sure enough, it continued dripping but it didn't stop and it was actually quite a bit. I called American Home Shield back and the contractor came back out. They drained the pipe because they were saying that, chances are, the reason it was still leaking was because the pipe was backed up. But after they left, it continued dripping for the whole time and a lot too. So I called again and they ended up having to cut part of the drain. They were saying that, chances are, there was a lot of buildup in there so they needed to cut the drain. So they did and I guess replaced it and now, the AC is working fine.
We’ve been with American Home Shield on and off since 2009 because we haven’t lived here the whole time. So as soon as we came back to the house, we went ahead and signed back on. The claim was handled perfectly on their side. The issue wasn't really on American Home Shield's part. It was really on the company. I kinda wish the AC people would've done it differently. Normally, when I've had AC people come out, they do a whole servicing. They fix whatever the issue is and then they do the servicing of cleaning it out. I feel like that would've been one less time that they would've had to come out if they had just done that from the beginning. But they were good at addressing the issue and having people come back out here really quickly.

Updated on 06/05/2020: Follow up to my previous review on May 27th. Our AC is still not repaired. It has now been 13 days. The contractor finally came out on day 6, needed to order parts and said he would be back by mid-week to fix it. The parts took 3 days to be approved 2 days to ship and now apparently arrived yesterday, but still no appointment scheduled to install them. Today is Friday, so that means that it will be Monday AT THE EARLIEST, and since there's been no activity, I doubt that will happen. If it is done Monday that will be 16 days without AC. It is 86 degrees in my house currently and on Monday it is supposed to be in the 90's here. All that's happened so far is I'm $100 poorer and have a very hot house. A local contractor could have fixed this in 48 hrs. I've already told my realtor to never use this company for any future sales, just a total disaster.
Original: Our A/C went out and after submitting a claim online like they recommended, they assigned a contractor that could not work on geothermal cooling systems. That was 4 days ago and we have not heard a peep from anyone at AHS since. I've spent 6 hours on hold with their terrible phone system and was told that our claim was in queue 2 days ago and to expect an appointment within hours. Still nothing. Meanwhile my house is 82 degrees and there's no end in sight. If I had just called a local contractor I'm sure this would have been fixed already. Total scam of a company.

I have been a customer for approximately 3 years. When I initially called to inquire about the service plans I was told that they basically covered everything in the home including plumbing. I also got my son to enroll in a plan thinking that we would save money just in case we had future maintenance issues. My 1st call was a broken pipe in the wall, I was told they would repair the pipe but none of the expense of getting to it (the pipe was located between 2 vanities) or to repair the damage to the walls or vanities once the pipe was fixed.
When I had called inquire about the plan I specifically asked about slab leaks and was told they were even covered. The few repairs that we have called in have mostly been quick repairs which seem to go a little smoother. We had an A/C issue that wasn't covered, The HVAC tech wanted to charge 3 times more to fix the problem. My washer quit working and was reported over a week ago. The tech came out the following day and called AHS. I have called everyday asking for an update. After holding for over an hour each time I was told it was waiting for authorization and they would be calling me.
After 4 days, I asked for a supervisor and was told the tech never called in the parts, I told her that the parts were called the day of the repair. She said they weren't. I was allowed to try to call the tech but he didnt answer, she refused to make any future attempts. She said they would wait 3 more days for the tech to call in or send a new tech. I was assured that she would follow up and call back which didn't happen. The call took over 4 hours and I was disconnected twice. I called the tech again. He was able to get a hold of AHS and they found the information that was submitted the day he came out. It has been over a week since I reported the washer and nothing has been done.
I called today and was on hold again for over an hour. Customer service finally answers and says their system is down and cant look up the repair. You would think they would mention that while you are on hold that long. I was assured that I would get a return call and once again I didn't. I called back tonight and was on hold over 3 hours. I was told they found the Tech information but don't expect a call for at least another week. It will be over 2 weeks for them just to assess the washer and let me know what they want to do with it. I asked if she felt that it was good customer service. She says she sees this type of work orders all of the time and it is standard. I have repeatedly explained to them that I would rather them try to repair it since it is a front load machine with a pedestal and they don't make that color. The contract says parts are covered. I pay my monthly fee and service fee that just went up again. They don't seem to care.

I’ve had American Home Shield for four months now and it sure came in handy. I plugged an electric heater and it shorted a whole room out and blew a plug. A guy from Delta Home Services came and fixed the breaker and replaced the plug. He was great and very nice. I went online and submitted the claim. Then they called me back right away or sent me an email and let me know who it was and I called the first one. Now, I had another problem last week with the air conditioner and the guy called me right away. They were great. We didn't have to pay the extra on the Freon but that was fine. My air conditioner is cooling like I’ve never had it done before and the lights are great. The contractors were so polite. They called me and let me know that they were on their way. That means a lot so you don’t have to sit here and wait on them.

I had AHS before but because I wanted to save a dollar I went to somebody else and it wasn’t worth it. I was with another home warranty in 2018 and that was the worst experience I’ve ever had. I was without a washer for four months. I’ve had to use AHS thrice this year and so far the contractors they've sent out were awesome. Doing my claims also has been fairly easy. But on their website where it says, “Other,” it doesn’t give you a space to explain what the other issue is. Also I would like to know, because it doesn’t tell me in the contract, if I have to make two separate appointments or just a single one like when I have to call them because my refrigerator is making some odd noise and also when at the same time the pilot has gone out on my range. That is confusing to me.

The lines itself where the restroom sits were clogged. I don't know what exactly the tech did, but he went in there and fixed it. It looked like he knew what he was doing. It didn't took him too much time to figure it out. He fixed the whole thing that was having issues with. He didn't take that much time, and I was satisfied.

I’ve had fairly decent luck with American Home Shield's contractors. But they are a little bit on the lowest bidder side so some of the contractors that we’ve had, especially plumbers, had been not the greatest. The best thing we could probably do is be able to have a list of people that we’ve used that we like that American Home Shield has contracted with, but I know that’s not how that works. Chasteen Plumbing was a good one though. We had an issue on our side with not being able to shut off the water because the city did something wrong and they came back out and fixed it. They did a great job.

I submitted a claim online to American Home Shield and they said that the contractor would contact me. The website was not very user-friendly. I had problems with the microwave and the oven, which was a stovetop type of deal, and it wasn’t on there. When the guy showed up, he said he was gonna work on the cooktop and I told him it’s the oven. He said he didn’t feel confident working on an oven but he would fix my microwave and let AHS get someone else. When the second guy came out, he automatically said that he was gonna replace the mainboard. A couple of weeks went by. He came and put in the mainboard but the oven was still doing the same thing. He said I was good to go and he left. He said that what happened was I got the preheat light and the oven power light wrong. So, when it came up to temperature, a power light would go off. My wife asked if the oven was shutting off and I said no.
The technician came back out and I told him that the oven is still not fixed. It’s still making this crazy beeping noise. He asked if he could come back to my house at 10 o’clock the next day. He came to my house and about an hour and a half later, he said he got it fixed. He turned it on and there was no beeping noise. Everything's good. I told him I was gonna try it. He left at 5 o'clock. A couple of hours later, my wife came home, and I went and cooked something on the stovetop. I went to use the timer and there was no audio at all. So, his fix was to get into the main settings and shut the audio alarm.
I called AHS. You gotta call the 800 number and you're on hold forever so I went to their Twitter page and started harassing them there. They started sending me instant messages on Twitter that they would send someone else out. I was just kinda putting that guy on blast. I couldn't believe someone would be so dishonest. On Twitter, AHS said that they didn’t consider beeping a problem. The guy submitted a report and it said that all the functions worked but in bake, we would get those beeping. I said that the beeping happens on any mode and not just bake. I asked if the guy put in the report that it shuts off, and you have to go over and turn it off and turn it back on, trying to reset it. AHS was kind of silent for a while. Then, the lady got back to me today.
This was all on Twitter and no one was getting phone calls. She was saying that the guy was supposed to submit a report. I said that they told me three days ago that he has already submitted a report. And now, she was telling me that he should submit a report. They don’t understand that I get these guys' phone numbers and keep them. So, if there's something wrong, I call those guys right back. I texted the guy and asked if he already submitted a report. He said he has not submitted anything. I'm still trying to get my oven fixed and I’m on the third guy on it now. I haven't heard from anybody so right now, my experience with American Home Shield is not a very good one.

It takes a lot to get a claim filed with Home Shield. It is difficult at times to have things taken care of. They would replace home appliances and they would save you in the long run that way, but there have been hours of phone time and phone calls that I’ve had to spend in trying to get claims taken care of and replaced. Also, their billing department really needs to have someone go through and give them some assistance because I was billed for the same service fee multiple times even though it’s been paid. I had to call back and try to get that corrected. After telling them multiple times, it took a couple of months to get it handled.
It takes a lot of effort but it's good. We had a refrigerator issue where the refrigerator had broken twice and they replaced it. Instead of me having to spend $3,000 to replace my refrigerator, they covered it. Also, I had a claim that AnyTime came out for. The issue that the tech corrected the first time they came out started working but another portion of the air conditioner or something to that effect went out. They had to come back out but they did really well. The unit is working well now and their service was good and super friendly and all of that.

I got three houses on American Home Shield and the last thing that was fixed was the air conditioner at my son's house. They did very well for the most part, but I had a company that was gonna come out to fix the garage door but they didn't because it was outside of their district. I called and told them that their company tried to come to my house but they really should've been going to my son's house. They said that I gave the wrong address online but I couldn't remember doing anything like that online.
When I called American Home Shield, the operator thing came on and asked what I was calling for and they wanted me to make the payment. I did that and then I pushed the button to get to the live person to make sure that they'd have the right area. When the live person came on, I told him the address and I also advised to have my son's phone number for when they'd get ready to come. They kept my $100 and then they said that they would not be coming because they were not in their jurisdiction.

I had American Home Shield before and have been on and off with them for quite a while. The AC was running a long time. The fan started making a weird noise. I knew something was wrong, so I opened the AC up, and the cooling coil inside the furnace was all frozed up. Extreme LLC came out and recharged the system, but their tech said there was a leak in the coil and it was gonna have to be replaced. Everything’s working right, but there’s still a leak. The tech said he was gonna put in an estimate to AHS and go from there. With AHS, I like the peace of mind that if something goes terribly wrong, hopefully, I’ll be covered.

I had an air conditioning problem and I submitted the claim to American Home Shield. This was the first time I used AHS. I got it when my nephew told me about it because he has it. I had to pay $100 initially and that would cover anything that had to do with the air conditioning. They will send a company out to take care of the problem.A company came out and the gentleman told me that it could be done but it was gonna take a lot of work. He stayed here for 20 minutes but he was on the phone the whole time.
About an hour after the gentleman left, AHS called and told me that I would have to have a plumber here. They would have to tear out the wall in order to get the coil out to clean it. I told the rep that was not right. I've had the coil cleaned before and they didn't have to go through all of that. Plus, I didn't appreciate the man not speaking to me, with me being the homeowner. She said that they had been having problems with some of the contractors. The customers were getting very angry so, they chose to have the contractors when they come out and come back and let AHS know what’s going on and what the recommendations are and they will call the homeowner. So, that's what they did.
I told her that I was very upset because I felt like I gave them $100 and she was telling me that I was gonna have to pay some extra money to have it fixed. The lady was very nice and she said that they normally charge another fee to have someone else to come out but she was gonna waive it and have somebody come out and check. And she did. Within 30 minutes, someone called me from South Cooling and said that they would be out there the next day.
The man was having problems at the previous home where he was at and he was running late. So when the AHS rep called, I said that I called South on what time the rep was gonna come because it was gonna start getting dark and I didn't know how long it was gonna take. The man got here about 2 o'clock and about 15 minutes later, another one came from South Cooling. So there were two of them that were here. They worked tirelessly in there and got the coil out. They didn't have to tear any walls and they didn't have any plumber here. They worked together, cleaned it and they took preparations of the acid. My air condition is running fine and I will recommend them to anybody. The gentlemen who were here spoke to me, told me what was going on and what they were doing. They were great and my house is cool. I will not recommend the first company at all to anybody.
I'm a breast cancer survivor and I cannot afford to be hot. That was one of the main things the doctor told me. I’ll start hyperventilating and get sick. So, I need to have my air conditioner. It's been raining lately here in Miami and I cut the air conditioning off, open up the windows and let the fresh air come in. Then at night, I turn it back on. The same night, I slept so good. It was a bad experience the first time with American Home Shield but once I understood and my nephew understood, we were good. I was gonna call them again for some other things. If I can get everything fixed by them, I'll get it fixed.

Last year, we had someone come out and fill the AC with Freon. We paid the $400 plus the service fee. Then again, this year, the AC stopped working. The technician who came out was super nice guy, awesome and very professional. He said that there was a leak but he couldn't find it. But then it seemed that what he told us was not the same thing that he told American Home Shield.
AHS only pays a certain amount for Freon. Then the technician charged us $375 and then we paid $100 for him to come out, and then they charged our account another 56.99 for the extra Freon. I asked him at what point would American Home Shield replace thee AC 'cause it was getting ridiculous. He said our coils were rusted and he showed us that. He also said that our unit was extremely old and would need to be replaced and that we needed to start looking into doing that but American Home Shield would never replace it. They would just continue to send a technician out and fill it with Freon and we'd pay for it. It didn't really make any sense ‘cause that was one of the reasons why we paid for AHS. But he insisted and said that he had worked with them and they would just keep replacing the parts and would not ever replace it.
The technician sent my husband a text after he left telling us a new unit would cost us about $4,000 and a phone number to call back. I called and spoke to another guy and it was very hard to understand him too. I explained to him what the technician had told us. I actually read the technician's text to him. He then put me on hold. Then he said that he called the person from TC and the person said they never told us that and that out unit didn't need to be replaced. But he gave me a different number to call if I would want to buy a new unit. I didn't call the number because I was a little frustrated.
Fortunately, we had to get our refrigerator and we had to have them come out and check it out. That technician said that they'd have to order a new door for it. It was our icemaker that wasn't working. Then American Home Shield said that they'd just replace it and they gave us much we can order off online which was wonderful. But I had to see a refrigerator to make sure it would gonna work in our area and I also would like to see what I was buying. But it was a great experience there. I just don’t understand what they're covering and what they're not covering when it comes to the HVAC.

I called American Home Shield and I got called by the Organization Department the next day and the service was scheduled for about two days later. The contractor showed up when they said they were gonna show up. It was impressive. Then they took the deductible right out of my checking account. The tech came, figured out what was wrong, and changed a part that needed to be changed. He told me that the Freon was low. I didn’t even know the air conditioner took Freon. So I filled that up and it was $80 a gallon. AHS paid $10 a gallon and I paid the balance. He did a great job. Now, the air conditioner kicks on when I turn the air and I was very pleased with whoever came out. Three or four days later after the tech left, it was really warm and the air conditioner worked even better than it did before. So me and my wife were happy.

I try to do everything online as much as possible and for me, it was really easy to submit the claim online. Everything went perfect too. It was absolutely as smooth as it could go. The tech who came was very polite and professional. He had a mask on and he knew what he was doing. He also helped me. He sent me the electronic manual for my dishwasher because I couldn’t find it. He was great.
He helped me get new racks as well. My racks were all rusted out and when it rinsed the dishes off, it was very bad. It was a health hazard. In fact, that was one of the things that I was worried about. He was explaining to me that that was really bad for us to have all of that because all of the chemicals and the rust were going onto our dishes because of the hot water. He got approval through Home Shield, and then he did the ordering. They came to my house assembled, and all my husband and I had to do was pop them in. It was beautiful, and it was the best service I ever got. I didn’t have to do anything.
Apart from the initial problem, we had a second call. The dishwasher wasn’t drying the dishes, so they sent the same guy out. He came back and he explained to me a couple of different things. We’re doing exactly what he said to do and now, my dishwasher is working fine. All in all, Home Shield is very affordable, and my only complaint about them is that something has to physically break before they’ll come out, which is counterproductive. They have been very responsive meeting our claims and getting things repaired for us. They’ve done an excellent job.

When I had a major leak in the bathroom of my second home in the Southern Shores, North Carolina, my daughter was able to turn the main off until the Macmahon people came the next day and sealed off the water lines. The service pro came in with the water mitigation team and about eight fans and dehumidifiers. They yanked up the carpeting, some of the flooring, and all that stuff that goes with it. But the plumbing aspect was done quickly and efficiently. I have AHS in the Outer Banks in North Carolina and the service contacts respond pretty quickly, as Macmahon Plumbing did. I had an opportunity to talk with some folks who live in the bad area they had not a good experience with another home warranty company. I mentioned AHS and they're gonna look into it.

I thought I had a leak in the drain in the tub, but it was the stop coming out of the tub that had a leak in it. The guy from Plumbing Enterprises put a new seal both on the drain and then on the stop. It’s been dry ever since. I didn’t have any difficulty with the person that came. Initially, we thought he had it fixed when he fixed the drain, and then it leaked again. When I called back to report that, their first reaction was, “Well, you didn’t list the drain plug as being the problem, you just said it was leaking. So, that would be a new report.” That was a little surprise. But the plumber himself did fine. I got back to him through his phone, and he came back out the next day and fixed it properly. I’m okay with my American Home Shield policy. I'd tell others to buy a house with this policy.

American Home Shield makes the appointment the next day and the technicians are almost always here almost immediately, which is wonderful. Express Comfort came to repair my air conditioner after two days. Their technician had fixed the unit the first time but it stopped working again and started blowing hot air. So, I called them and they immediately came back out. I had American Home Shield once a long time ago and then I briefly changed. I was disappointed 'cause when I came back, the deductible went from $60 to $100. I should have never changed. But, I really like them.

My AC went out. I called in because we have a child with medical needs. I talked to Paul and had the best customer service I could have ever asked for. I’ve actually got him twice now because our heat went out in the winter time and I talked to him then and he went above and beyond. He expedited this recent claim. They got it in. The place that they assigned it to originally ended up being booked up for over two weeks, and they couldn't take me. I had to call someone else.
I called back and I got a female this time and she went above and beyond. They had Fast Response by the next day. Fast Response contacted us and they were here by evening time. Chris the supervisor fixed the AC within 20 minutes. He already knew what was wrong with it. The battery is bad and he told us that he'd get it up and running. He was amazing so it couldn’t have been any better experience. AHS is absolutely incredible. We’re happy and we’re good. We’ve already spoken with our neighbors and they’ve already started to look into it.

I had an AC issue and I submitted a claim online to American Home Shield. Everything was streamlined and moved well. The contractor determined that the AC unit was out of Freon and that it needed to be refilled. It was completely empty, so we were a little concerned that there might be a leak. But they checked for leaks and didn’t find one. With the unit being completely out of Freon, we were a little skeptical if it was sure that there was no leak. They told me that if there ended up being a leak and the Freon that they replaced it with ended up leaking out, I could follow back up with American Home Shield and I should be able to be taken care of under the warranty. So, as long as that’s true, and their work is warrantied like they said it would be for so many days, then I’m okay. They did a good job.

The contractors that have been sent to me by American Home Shield over the six or seven years that I have been with them have been great. We call in when we have claims and their reps and contractors respond to me within a day or two. I get an appointment for their tech to come out and they usually take care of my problem. Most recently, the tech who came from MS Services to service my AC was my kind of technician. He was a young guy but he knew what he was doing. He completed the job. I'm gonna stick with AHS as my home warranty provider. I would recommend them to anybody who could afford to get them.

The AC stopped working. I tried calling AHS to make a claim and it was saying I had to use the website, so that was what I did. The process was pretty easy and AHS sent me a confirmation e-mail. I called the contractor right away because I didn't know if they were gonna call or if I had to call because AHS just gave me their number and said that they'd contact me. I called to see if they could come earlier than I scheduled the appointment. But it turned out that American Home Shield scheduled my appointment as they told me that they had my appointment scheduled for the same exact day stated in the email I got from AHS.
Aside from that, the contractor did a really good job. It was an unfortunate situation that happened at that time because everybody's AC breaks down right when we get a heat wave. So, I wanted them to come out sooner and faster because it was so hot in the house. But they couldn't and they came out Thursday like they said they would. I had to wait a few days but I also understood that it had been a busy time for them, so I tried to not get mad about it. Also, they got the AC repaired and having it on helps. My husband works from home right now because of COVID, so he had to be inside the house. And it got us 95 degrees inside the house when it was 105 outside. I also have dogs, so not having AC in the house made it really difficult for all of them. Thankfully, I had to go to work but they had to stay at home and deal with it.
Sierra,
We are happy that we were able to get the issue resolved for you. Thank you for sharing your recent experience with us regarding your AC request. Your malfunction will always be our priority. We look forward to our continued business together. Take Care.

I’ve had American Home Shield for years and years. I’ve always been afraid of the big expense of having to replace a $4,000 air conditioner. But the money I’ve spent on American Home Shield could have bought three air conditioners and three washers and dryers. It’s not all that impressive. It’s just puts you in a bind whenever you actually really have to pay for the big expensive stuff.
They’re not real quick to replace a whole unit. It takes a long time. They’ll replace all the parts before the whole unit, which is more expensive than actually replacing a whole compressor, central air, or washer and dryer, rather than just do a blower motor. Anytime you replace a motor, you’ve replaced the whole thing. It’s just as cheap so it doesn’t make any sense to me. My motor was intermittently turning on and off and Douglas Mechanical replaced a capacitor. The tech was great. The motor stopped working between 12:00 and 4:00 in the morning. He got out here and it was working again. But they got screwed on the fact that if they come out and don’t do nothing, they got 90 days that they’re responsible for. And if it goes out, they gotta come back out again. Plus, who knows what their boss does to them for not doing a thorough job.
If you have an intermittent problem, you may not be able to figure it out right away. I ended up having to go without an air conditioner twice. The other thing that goes wrong there is if they have to order a part, I’m without the air conditioner till they get the part. If it’s a big part, they gotta order it. They usually don’t have them in stock, and they gotta run through American Home Shield, and it’s gotta go through all the approval process. It’s a long, drawn-out pain in the butt when I could run out and go and buy a new washer or dryer that day and be good as gold. With the air conditioner system, either the outside compressor or the inside coil unit, those would take several days or at least three to five days to get replaced either way you go.

Most of my experiences with AHS were very rough and took many calls. One time, the washing machine was broken for six weeks and we didn't have my claim resolved before I sold the house, so I just threw it in the junk and I never got reimbursed for it. The problem was, AHS was sending one vendor out who said it was broken and needed to be replaced. Then, they sent another vendor out that said they had to order a part for it. But when the part came in, it still didn't work. And that was where we ended it because they wouldn't fix it or replace it after I sold the house.
But the last claim I had where Cullier Refrigeration came out was near perfect and it was the smoothest operation I've had with them. The claim was for the broken fan on the air conditioning system and the people who came out fixed it. AHS should make every experience like that. Usually, it takes two or three trips with two different companies to have a service completed and the process is crazy. AHS doesn't believe the first report, so they need to have a second report. I wouldn't recommend them to a friend but all the companies are like that. I had other ones before and every one of them was the same way. They fight every claim. And usually, I can outlast AHS. But on the washing machine, which was only a year old at the time, I got tired of dealing with them. I've been all the way up to their supervisor, then to the manager. And they were all the same. They all drank the same Kool-Aid and the same words came out of all their mouths.

After posting this review, I again contacted AHS and suggested a resolution to my claims, which they agreed to and have subsequently resolved my claims. I would put 5 stars but I’m surprised to have to have had to make such an effort to get my claims resolved when they could have very easily been addressed at the time they were submitted. It appears they are interested in their customer ratings and made efforts to improve.
Original Review: May 26, 2020
This company makes it a regular practice to deny claims and uses dishonest contractors who give false information to them, to base their denials. I have placed three claims in the last year that have not been resolved. One was denied for no reason - the tech came, I paid my fee and I never heard from them again. I had to call AHS to find out it was "denied" and no reason was given.
I had them come for a pool pump that went out. They only replaced it with a rebuilt one with a three month warranty. It started making a loud noise so I called and paid another fee, only to be told that "it was noisy but wasn't broken, so they could do nothing". Now my washer started making a loud noise - since I knew they wouldn't fix it just for that, I waited till it actually stopped working. Placed a claim, paid the fee - the tech asked me "if I had been washing blankets" which I said no, only clothes. He reported that I had "misused the appliance by overloading" and also made several other false statements about the condition of my machine - the claim was denied. (He lied to AHS.)
Truly, my premium would have been better spent just paying legitimate techs to actually fix my items, not pay fees just to be denied coverage. I feel they are dishonest and are not providing the service the policy is supposed to cover. They find any excuse they can (and not legitimate ones) to deny fixing things. I suggest people save their money and just hire good repair companies and save the aggravation. I am very dissatisfied as a customer.
We would love to hear more about your experience in an effort to resolve your issue. A social media rep will follow up with you soon.

Please note that this review is about the companies that they have allowed to work for them not American Home Shield themselves. Just the selection process they use to vet the technicians. We rent our home since we were new to the area. In the first 6 months, the dishwasher started acting up. Called the landlord and we went through this process with American Home Shield. So far, so good and easy enough.
Then the technicians started showing up. I cannot remember the name off the top of my head but they were out of Tracy, CA. 3 different technicians looked at our unit. They all had different ideas or theories. Parts were ordered and they would block out another 4 hour window that they would be at our home. This means time off of work so we can be present for the technician. Then, "they ordered the wrong parts". Who? Why? I let YOU into my home. YOU were the one that was supposed to remedy my situation. Long story short is they ended up replacing the unit after 4 weeks!
Now, my wife and I chalked this up to a random circumstance and went on with life. Then the garage door stopped working. We knew what to do now, contact American Home Shield! So we did this and when the technician showed up (another 4 hour window) he identified that the motor was shot. Weird that that is the cause when it runs in hand from the buttons smoothly but hey, I am not the technician so okay. Then they came back again (another 4 hour window) and tried to replace a part but "they ordered the wrong part" was passed along again. WHO?!? You came here and inspected the unit.
So this time, I am writing a review to see how substandard companies can get into alignment with a warranty company so easily when the service they provide is poor. The technician this time told my wife, "I feel horrible so I will take the head back to my shop and get you back running no later than Monday". Weird that all of the appointments are on Thursdays... Anyhow, Monday came and went and the office contacted us Tuesday to say they needed another 4 hour window on Friday. Ok, not the best but 10am-2pm on a Friday is not the worst thing to ruin our plans. Except they never arrived. No call - No show.
We left at 3pm irritated but feeling pretty good about being able to get out of the house during a pandemic that some of the restrictions were just lifting. The technician had the nerve to call my wife (she did not answer) when he got to our house at 3:25pm (per camera footage). They left a note on the door. Now I am a fairly reasonable person to a point so I called the technician myself on Tuesday (day after Memorial Day) to get to the bottom of this. The guy actually told me that we were not home when he came to fix the unit on Friday. Hmmm...REALLY, you were not here during the window! Then he went on to tell me that they had to order another part and we would be up and running by Thursday or Friday. Hmmm.....then why were you even at my home on Friday?!?
Oh wait, I get to miss ANOTHER 4 hours of work to be home for you to prove your unprofessionalism AGAIN! YAY ME! Since this is still the Tuesday, I cannot finish my review just yet but rest assured that Ace's Garage Repair & Installation out of Hayward, CA will never EVER get even 1 cent from me. There are far too many more reputable companies that have pulled stunts like these on homeowners. I feel for anyone else who has them dispatched to their homes just because of a reputable company like American Home Shield giving them false validation.
I apologize for the inconvenience. My name is Stacy & I've just sent you an email to obtain more information about your experience & assist with unresolved issues. I look forward to speaking with you.

We recently purchased a home that came with an AHS warranty. When the plumbing on our well (the only source of water for the property) sprung a leak it represented an emergency. We needed a repair, and we needed it pronto. Couldn't seem to get that through to the representative with the AHS offshore call center. He continued to put us off and indicate that he needed several days to process the request and when I told him that I didn't have several days that didn't seem to make any difference.
Finally, when I threatened a lawsuit, he grudgingly put in an "emergency request". He said that if he could not find a contractor in my area on their approved list within 4 hours that I could find my own provider and they would pay the bill. AHS did not come up with a contractor by the following day and when I contacted them to determine how the contractor that I had located could bill them for their services he presented me with a huge list of information and certifications that my provider would need to give AHS before they could begin work. Impossible to do with any urgency.
I ended up just paying the provider out of my own pocket. This was a true emergency and it would have taken another couple of days for my contractor to assemble the necessary compliance documents and another couple of days for AHS to approve or deny. I didn't have that kind of time available. I even went to the trouble of contacting the local AHS rep who deals with the real estate community and she was even less help that the offshore call center.
I've dealt with AHS before, many years ago and it's evident that they haven't changed. It's pretty clear to me that the goal of AHS is to provide some sense of security to a home buyer without actually providing them with anything tangible in the way of insurance. It appeared that their focus was limited to finding ways to make the process more difficult and time consuming rather than assisting me with a critical claim...and this time it worked for them.
An AHS home warranty is, in my opinion, worthless. When an insurance provider does everything they can possibly do to make the process challenging and to avoid paying out on a policy then I'm forced to conclude that their goal is to collect premiums and not pay out on coverage. Again, not different from my prior experience a number of years ago when I finally got my claim covered when I told them I would sue them in small claims court. I'm not sure if all the providers in the business are similar but AHS is the only one I have experience with. I'd suggest if your realtor suggests that a home warranty be part of your purchase contract that you insist on a different provider. Disappointing. Worthless. A sham designed to collect premiums and fail to pay on claims.
I apologize for the inconvenience we might have caused. Please provide your property address in a private message and I will follow up with you.

VERY SKETCHY! When AHS appointed HVAC tech did the evaluation, the leak was not found, trying to tell me that the R22 was low. When mentioned that the leak was the source of the low R22, he did find the leak!! AHS approved the repair work the next day which was a Friday. AHS tried to reach the HVAC vendor on Friday with no answer so the repair was not scheduled. AHS vendor does not work on weekends so we will have to go without AC until at least Tuesday, a week from the time of the AC repair was called in. This AHS vendor cannot schedule the repair until the following Tuesday. So we will now have to wait 2 full weeks to get a repair complete.
I do not know any professional reliable HVAC company that does not work on weekends, does not have parts available and wants the money before the service is complete. AHS will not send another HVAC for a second opinion, citing that we can take the $585 then hire our own technician. So much for qualified vendors AHS says they hire. When you try to get to a human, AHS does not have anyone available. This is NOT a customer-focused company!!!

The air conditioner unit wasn’t working and I opened the order online with American Shield. It was straightforward enough to open the claim because you have whatever is covered by your policy. You can open that type of service request for that specific thing and I don’t have to do anything else with that website. The two orders that we opened were exactly the same order for the same problem, just almost a year apart. It was some kinda electronics unit that burned out. Right away, we were told that we were gonna be contacted by a person from the contracting company. Those people texted right away and said that due to COVID, it was gonna probably delay their response. But they gave the times when they could come out and that if it works for me, I should let them know. I told them that it wasn’t gonna work for me with the times they offered. So, a couple days later, they sent me another text saying that they could come out these other times.
I told them what would work and they were on time to come in and do their work. It was the same guy that, the year before, came out and did the work. I wanted to ask him what the actual issue was because it wasn’t explained to me. But it looked like he had to replace the thing that controls the power to the unit. Last time, there was a coil that burned out in it and he showed me that. This time, he didn't say anything but it looked like he replaced it again. He also checked the level of the Freon in the unit and said that I needed some Freon as well. So, he topped it off for us and he did the same thing last time. He did his thing and gave me the receipt for the work completed, which didn't clearly specify what was done. But I didn't care as long as it was working.
I wasn’t inconvenienced in any way, so it didn't affect my operations. It was the first time it got hot here in the area, so it wasn’t terrible but with air conditioner during hot times, it’s important to get it done as soon as possible. We ended up waiting four days for scheduling the appropriate time slot but we dealt with the heat just fine for the few days. If it was in the middle of summer, it probably would be unacceptable to wait that long for another time slot. The whole service was positive and I’m happy that we got it as part of our purchase of this property. It’s definitely a useful policy to have, because as much as you check the property before buying, you don’t know all the little issues.

It took about two and a half weeks to get it repaired. The contractor came out last week and did the repair. The company explained to me that the actual part was on backorder. But as far as American Home Shield, they were pretty quick on their service and all the updates. I even get emails from them on everything so far. They’re pretty good.

When I first filed the claim and called American Home Shield, I had already been made aware of exactly what the problem was because I had had other plumbers look at it. So I was very descriptive with the warranty company as to exactly what the part was. I told them that I didn't wanna go through the expense and the delay in getting it fixed if it's not gonna be covered. So the girl on the phone did research on this. She kept me on hold for seven minutes. Then she came back and said that she had gone on the internet, that she had seen exactly the part that I was talking about and that yes, it was covered. So I went ahead and paid the $75 for the person to come out.
I said to her, "Okay, so nobody's gonna tell me anything different, right?" I didn't want her telling me it's covered and after it's all done, to have the company come back to me and say it's not covered. But essentially, that is what happened. I'm out $75, in my mind, for nothing. The first company came out and the technician looked at it. He took a little bit of time looking at it too. It was an upstairs shower that was leaking downstairs so he looked at both locations. He gave me a sentence and a half at the end and then walked out. He said he would submit his findings to see if it's covered and that was all he said to me during the entire time he was in the house. He didn't tell me what was wrong. I would've appreciated more interaction and more information. He wasn't very personable. I had greeted him at the door and he said hello but that was about it.
I waited a day or so and called American Home Shield but I really had a hard time understanding the person on the phone. She didn't speak English very well. Basically, she was saying that they had no record of the repair or the consultation. Then all she could say was that we had to wait for the report. I asked if she could call me then so that I would not be on the phone for 30 to 40 minutes on hold before they answered but she said they couldn't do that. So I said I'd like to make a formal complaint and that was when she hung up on me mid-sentence.
I waited two days and called back. They still had no record. It was getting ridiculous. It had been three days. But that particular person was very helpful and personable. She had good customer service skills. She said to me, "Oh, let me get your number and I will call you back." That was wonderful. But I waited three days and that lady never did call me back. When American Home Shield finally called back, they said the part was not covered. I told them how the first person I talked to said that that was covered and they said they could send out a second opinion.
Dockside came out a couple of days later. The gentleman looked at the issue and hardly took any time at all. He really quickly said the piece wasn't covered. But this gentleman was very descriptive and personable. He told me exactly what was going on and gave me way more information than the first gentleman. He told me the issue was the drain basket and that it is really common in showers. Because he has been working with the company for a while at another location, I believed him. So I called up the warranty company and said I understood it wasn't covered. But again, they told me the report hadn't been filed yet to give me a yes or no. It was just a couple hours later and they said we had to wait for the report next. A day or so after, the warranty company did contact me and said that unfortunately, the repair was not covered.
I called a couple of other plumbers but Dockside was the cheapest as far as the repair. As a matter of fact, he just left this morning after repairing it. My first impression with the Dockside technician though is that he wasn't taking any COVID precaution. He didn't wear a mask. This morning, he didn't wear a mask either. I'm not exactly okay with that but he seemed like a nice guy and I let him in my house. I've had other contractors come in over the last couple of weeks and one out of the four did not have any PPE on either. But that's kind of our society. Some people are taking it seriously. Others aren't. Had I said something to the Dockside technician, I imagine he probably would have. But I didn't give him a hard time about it.
I'm now into my second year with American Home Shield. The first year was a purchase by the seller so the warranty came with the house. Then I just let it roll over into the second year and I continued with them. But after this experience, I think I won't renew again next time. I'll try and find someone else. I was also a little perturbed that when they renewed, they raised the price without saying anything even though I hadn't filed any claims. I did call them to ask about it and the person on the phone was just like, "It is what it is." You would normally at least expect, "Oh, I'm so sorry, sir," and, "This is why..." But she was like, "Yeah, they have the right to raise it." I said I might cancel and she said, "Well, you can do that." There was no quality customer service training behind it.
I apologize for the inconvenience. My name is Stacy & I've just sent you an email to obtain more information about your experience & assist with unresolved issues. I look forward to speaking with you.

I had two claims with AHS - plumbing problems, which were resolved, and the AC problem. The air conditioner wasn’t cooling down. If I set it on 72, it’s coming down to it, but it's still warm inside. The first time they sent somebody out there, the guy didn't know what he was really doing or what he was talking about. He said something by the furnace was leaking and he was supposed to repair that leak. They told me I would have to pay additional $150 out of pocket for 2 pounds of Freon. He put the Freon in supposedly, and I was still having the same problem.
I called them back and asked them to send someone else out there and they did. This guy was saying that the AC coil behind the furnace needs to be replaced and a bunch of more other work needs to be done, which I don’t know other work need to be done because the air conditioner is fine. It's costing me $1,400 out of pocket to do it. I told them that I didn’t have the $1,400 to pay out of pocket. I told them if I could just have some time to try to come up with what I need to come up with. They said they'd give me 30 days.
I called back about the $150 I had spent out of pocket. I asked them was that gonna be applied to that or will they gonna refund me that since the refrigerant he put in there leaked out. He said he fixed the leak and he did not. She went and talked to the manager, and she finally said they'll credit me that, but the total price still did not come down. I called back and asked them if I had to call American Shield back and ask them if I had to go back with this company because I was trying to find somebody that’s kinda less expensive on my own. They said I had to do that because that’s the company that AHS deals with. They said I could find someone on my own as long it’s a licensed-certified air condition person.
This AC company was a little bit rude and I got upset about it. They were also telling me something about a buyout or pay back. I didn’t know that that even exist. The guy explained to me what it was. I started looking, trying to find somebody certified but I haven’t found anybody as of right now because I don’t have a lot of time to be looking for that. I'm kinda dealing with the situation right now like it is.

We got a new air conditioner and then it broke again and we got a new one.
American Home Shield is a typical warranty company. You really have to fight tooth and nail to get what you want but they kinda do the trick. I've heard that there are better warranty companies out there but every time I call American Home Shield, they usually send someone out right away. So I can't really complain about them. I would recommend them.

My AC wasn't cooling our house down one time. We could hear it cutting on then shutting off in the middle of the day usually when it was warm. It would also cut on at night. We submitted a claim to American Home Shield and they sent out ATR Heating and Cooling. The tech from there was very polite and repaired our AC that day. Currently, it's still not cooling our house down but it seems to be doing a little better. Being with AHS has been a good experience so far.

I also had a claim that I did with a plumber, and I had to have him come back that same day because something wasn’t totally fixed, but he came right back out and took care of it.

Some of my claims with American Home Shield have been good and others have been bad. With my dishwasher claim, it took me forever to get it fixed 'cause parts had to be ordered. The techs who were sent were good but they were constantly telling me that Home Shield doesn't cover this and that Home Shield covered that. Plus, I didn't know what took so long for the part to come in. I didn't know if they ordered the part or the delay was with the product coming in. I would have never repaired this dishwasher. I would have replaced it if I was Home Shield.
When my garage door broke, Home Shield covered the broken spring but it would not cover replacing the other spring because it was operational. Even so, everyone knows that if one spring is replaced, the other would break next. That would cost me just as much as repairing or replacing the broken spring again. Little things like this should be covered under their warranty. I've had American Home Shield billions of times. I've had nine houses and I've had them on all but one. I never had this kind of problem before with them. They usually cover things they know would be damaged again. The garage door claim cost me the same amount of money with or without American Home Shield's warranty.
Most recently, my AC unit quit working and I went online to request service from American Home Shield. Their site was good and I was told that their contractor ACE Heating & Cooling would be contacting me. They provided professional service and since they came, everything has been working great. I saved money with this claim.

I had some problems with my refrigerator and it took seven months for AHS to replace it. I could never speak to a manager. People said that they were going to call me back but they never did. The contractor said the door was damaged. He said he told AHS but they claimed they didn't have a record of it. They should improve their customer service and helping people when they need help. But other than that, I haven't had a problem with them. Recently, the condo association had somebody come out that was doing air conditioning checks for $50. I had mine checked and they told me that I had a leak and it needed to be replaced because of the Freon. ATR General Services came and they said it was fine. It's running good now.

I submitted a claim to American Home Shield online and picked the option to tell them I had issues with a leaking upstairs toilet. The leak went through the floor and warped the ceiling below. I indicated that there was water damage too. There was a hole where the water dripped through. Their contractor Air Pro Master came out to service my claim. I was hoping they would fix the drywall damage but the techs tried to tell me that would be handled by my insurance company. Instead, I ended up doing that myself. I went to Lowe's cut up the drywall and patched it myself. I was disappointed that the ceiling damage wasn't covered as part of my warranty service. Even so, the toilet has been working well and the work Air Pro Master did was great.

My dishwasher wasn’t draining and it didn’t complete any of the cycles. I put in my service order and the next day, I had a schedule, which was only four days out because of the holiday. It was very good. It was easy and fast, so I like that. It’s really easy to submit a claim because it’s all online. I just put in a claim and then whoever they contact contacts me to set up an appointment. I’ve had one issue where the people they had picked were bad and they had to pick someone else. But other than that, every time I’ve had to use AHS, they’ve been really helpful.
They bought a whole microwave for me one time because they couldn’t fix the existing one. It’s kinda like insurance. It’s like you pay a whole lot more than you actually get out. But the service is always excellent, and if something breaks, it’s better than having to go out and buy yourself a new one. They either try to fix it or they will replace it for you. I like that part.

The contractor who came out was here for about 30 minutes to an hour. But the only thing he fixed was the garbage disposal. He didn't fix the toilet since it was pretty much still working. I just gotta deal with the loud noise that it’s making. He also said that AHS doesn't cover the p-trap, so he didn't do anything with the sink. If everything was able to be fixed, it would be better. Other than that, I’m satisfied with my AHS experience.

American Home Shield's service has always been good. We just renewed with them because there are some things that I don’t wanna fix. They merged with HSA and we’ve had HSA for about 10 years since I owned my house in South Carolina. With that house, we surely got our money’s worth. For my most recent claim, everything was good. It was a simple fix. I was an idiot and should’ve checked the safety valve. The water condensation drain line was clogged. When the water backed up, it turned off the safety valve. I paid $75 to have a guy come out and push some compressed air that I could’ve just blown with my mouth. But he did good. He was in and out in about 15 minutes. He went out, checked the voltage and refrigerant level and said everything looked good.
When you do the online claim and choose HVAC, it has options that are listed there. One of them is other but it doesn’t give you an opportunity to type in what's wrong. AHS could make that addition to the app so the customer can type in exactly what's wrong so the contractor has an idea before AHS calls them. It might be a little cost-effective ‘cause it’ll save the contractor a little time.
Michael,

I had the refrigerator's dial all the way up. It kept getting warmer and warmer. It just was slowly dying and the icemaker wasn’t working. The icemaker wasn’t working maybe because it wasn’t cold enough. The tech said the refrigerator is 19 years old. We've only lived in this home for two years. We replaced the fridge. We got a newer one. The whole GE experience, even the delivery man, was really great. I'm on a fixed income and if I ever had a major issue, like our central air conditioner, I would have to charge that and pay for it over the years. With having the warranty program, it takes a lot of stress off not worrying about a major expense.

I called Home Shield to submit an AC claim because I wanted to ask a question. But the wait time was something that was too complicated. At the same time, I was trying to log on to the site. I logged on and filed a claim online. Two or three days after, Koning Mechanical Services called and the guy said he had been trying to call me. If he did, he only called once and didn’t leave a message. But he seemed like a nice person. He was professional and helpful. He walked me through everything. The only issue I had is he had taken the cover off for the AC unit and he didn’t put it back on the right way.
The AC is still the same way and I can't do anything because I need a new unit. The contractor said they will write up everything and send it to American Home Shield. I thought American Home Shield would contact me, but I haven’t heard anything from them. I want to call them if they would cover me getting an upgrade but I thought it's their responsibility to contact me, whether it be a phone call or email. Also, I didn’t like the fact that before a person has scheduled a service with me, they had already taken their $75 fee. I got an email saying that my payment was being processed the same day that I submitted the claim but I didn’t get anybody out there for two or three days. I didn’t think that was right.
The experience with AHS is normally pretty good. The only time I’ve had a problem is when a plumber came out. They could only do up to a certain amount of work, which I did not know. If my faucet is not working or if it’s dripping, I figured they would replace everything but they could only replace up to a certain thing. Then, I was advised by somebody who’s a non-contractor with them but who does work that they only can do a certain dollar amount of work. And if it goes over that, they won’t do it. That kinda turned my stomach a little bit.

Then I couldn't select the second option because I found out that it hadn't transferred into my name yet from the previous homeowner, so I had to call. The scheduling was a little weird. I got a text saying, “We’ll be there tomorrow between x time and x time.” But I had a phone call and I wasn’t available, so I had to cancel. The guy was really knowledgeable and very safe with the whole COVID stuff going on. It ended up being just one silly thing in the middle of the tub. He just popped off this cap, tightened the screw down, and that was all it was. However, the cost was $135 for that. With that amount to have someone come out is a little pricey. People should think twice before having anyone out. But some friends of ours also have AHS and they pay about what we do. AHS actually has a lower payment for when people come out.
We called AHS to do an AC tune-up. They said that they're not doing them right now because of the whole COVID thing. We've had three claims with AHS. We had our hot water heater, then the next week, my air conditioning upstairs went out and my refrigerator stopped working. Chi-Tex Plumbing came out for our hot water heater that didn't have hot water. It took me a while to get to talk to a real person, but it was fine. Chi-Tex was really good. When we had the last two claims, I could not understand the guy at all no matter how many times I asked him to please repeat. I asked him, "Quite honestly, are you telling me I have an option between Big Country or GE?" He would just go around and around. Finally, I said whoever could come out here was fine. He picked Big Country then Big Country gave me a runaround. They said they were coming and cancelled twice. I called back and got somebody different. She also was a foreigner, which is hard to understand, but she did get me a GE representative to come out here, which was fine.
Big Country came out 7 years ago to help me with my washer. It took me over a month to get my washer operational because he kept coming back, going, coming back. By the time he finished, my washer's brand-new. He replaced everything in it. I made a note to myself to try not to get them again because I want something operational pretty quick and that was not fun.
Most of my experiences with AHS are fine. However, I had to ask several times and it takes a long time to get to talk to a real person, which aggravates me. I had to wait on hold for like 20 minutes till I got somebody. I understand that that they're busy but as we pay our monthly dues to have this service, we're entitled to something that comes out a little bit faster than when I get something. When I got to the right person like for my air conditioner, those people let me have a number that I could personally call the business, which I did. I called them personally and they said, "Okay. We'll be out there Monday." And they were.
But when I called Big Country, they said they'd be here Monday. I called about noon on Monday and asked if I had a time when somebody was gonna be here. The girl said, "I don't have you on the schedule." I told her I talked to a gentleman on Friday. Finally, she found it. It was shoved underneath something. She said, "He'll be out here about 4:00, 5:00 if he's running late." By 4:30, I got a call. "I'm sorry, we can't make it. We can come back on Thursday." This was on a Tuesday. It would be more professional to say, "Mrs. **, I'm sorry. He cannot come today because we really didn't have you scheduled. We can see you tomorrow.'" Why put me off to Thursday? It wasn't my fault. They call us kinda out in the country, but we're really not in Mont Belvieu. We're in the Houston district, so it takes a little bit more to get to us out here. But it's like because we're out farther, it's not convenient to put us in with somebody quickly.
It was last year we called because our air conditioner stopped working and it was hot in our house. The company that AHS routed me to said they'd be here in 2 weeks and this was June. They said that was all they got. Why couldn't they get a different person to come out here? What we did was we called the people that do our annual maintenance. We had to pay out of pocket to get it fixed. If I'm gonna have a provision of a home warranty system, I should have more of an easier access to a real person. Don't put me off for 2 weeks. That was ridiculous. We've been kind of looking to get something different other than American Home Shield for that reason alone. I don't think they picked the most high quality people. They're not very selective.
I apologize for the inconvenience. My name is Stacy & I've just sent you an email to obtain more information about your experience & assist with unresolved issues. I look forward to speaking with you.

We’ve had two service calls with AHS and they’ve both been exceptional. The most recent call with Wright, although it was exceptional, the service technician didn't wear a face mask. We would've been more comfortable had he done that. There are good contractors and then there are ones, which, when they’ve been reassigned on subsequent calls, we’d have to call back and say we don’t want that contractor. Also, there always seems to be a lag time when the contractor makes the initial contact. If you make the call or you go online, and they say, “American Home Shield sent the contractor. We’ll contact you within 24 hours,” it’s pretty much all the way 24 hours or more. So, I find often that I call the contractor.

I am a customer that purchased a home warranty for my condo. I have filed a claim on my refrigerator and had good customer service with no flaws. While filing that claim I had called to ask to see if a company was on the approved list and was told no, so I went with the company they provided. They made if clear that they weren't able to give me a list, but were able to let me know if a company was approved or not and did so. However, when I called back a few months later to ask for an approved company I got the rudest agent on the phone. She was sarcastic, kept repeating that she could not give that information and wouldn't let me talk. Then when I asked to speak to a supervisor to report her, she would not transfer the call or give me her name.
Needless to say, she got me very upset with how rude I was treated on a call on 5.25.20 between 11:48 - 12:41. I have gone online to see how I can get this resolved and can not find any type of customer service number and is why I am writing this negative review. I paid good money for this warranty and do not deserve such horrible customer service. Dana

I called in and spoke to a rep at AHS when the AC unit on my rental property was not cooling at all. I didn't meet the technician, but I did speak with him via telephone. He was very friendly and very informative. He met the window I was given of when to expect him. The tenant was very satisfied. I had work done by another contractor dealing with the furnace on another claim. American Home Shield paid some, and I had to meet a payment of $1,300. That contractor did not fulfill all of what needed to be done correctly in the repair. That was the only thing I was upset about and disgusted with. But eventually, everything was resolved so I am happy.

When I bought my house, the previous homeowner had purchased Home Shield for me. So far, my experience with them has been good. They call and email me and keep me up-to-date on things. Their website is user-friendly, too. When my furnace didn't work, I went online and submitted a claim. The techs came faster and way better than I expected and they replaced my furnace. It's summer now. But it was cold in the house and I needed a new furnace. Having AHS is definitely worth it. I'd tell my neighbors they should pay for it and at least get a year's worth.

I submitted the claim online and then I got text messages with updates. American Home Shield communicated very well and was very helpful. They were gonna send the same people that they sent a year ago but we had something tricky on our roof that they knew about. They didn't have the right staff for it because of COVID, so they had to figure out a different contractor to send and they were very quick about it. They did a good job of covering themselves. Complete Comfort came out promptly and fixed it very well. I was very happy with their service. So, now I’ve seen their two different AC contractors. They both did a fine job.

I had a water leak and Home Shield sent Patriot out. The guy came, diagnosed the problem, and it took them about four weeks to get back to the guy. In the meantime, my water was running and by the time they came to their conclusion, my water bill had gone up so high. And they weren’t gonna fix it because it wasn't on the inside of the house. The insurance that I have didn’t take care of that. That was all they had to say from the very beginning instead of letting me wait for four weeks. I hired somebody to fix it and I had to pay a lot of money. It was horrifying and stressful.
But with the dryer claim, I never had problems. The dryer wasn’t heating up so I called Home Shield and I talked to someone. They scheduled me and the guy from Tommy D got back in touch with me saying he was gonna be here. Before he got here, he gave me a phone call. He did his job and told me what the problem was. I asked him some question and he answered them and then he left.

I’ve had AHS since we bought the house and I love the coverage due to the fact that it protects us, and they do what they say they're gonna do. A guy from Appliance Guard came out to repair a refrigerator and did a fabulous job. His customer service was stellar. He cared about what he was doing, which made me much happier. He noticed that there was a minor problem still so I contacted the company today. I have to send them the model number, and they said it’s not gonna be any extra charge to me because they have to come out and complete the repair. Everything turned out great.
But in the beginning we’ve had some major problems. Calling in is a nightmare sometimes. How the customer service reps handle the calls is ridiculous. No customers should have to repeat themselves 100 times. They should not be ignored. The first thing that’s on your customer service mind is money and how something is getting paid. The reps wanna hurry up and rush you. They don't really give a care. They just wanna see who they can assign out to you and then, that’s pretty much it. I find that to be not comforting either.
And then what really upset me recently was they did not tell us that the service charge went up, which was very rude. If you’re gonna raise the charges on a customer common courtesy is saying, “Hey, we went up on the service charge. It’s no longer $75.” It was 80 something dollars. But overall, I love the service and the program. I already gave a friend of mine American Home Shield's information. I gave her their phone number so she can contact them. That would be good for her to get coverage because she owns a lot of houses and some apartments. I told her that would help her out a lot if she invested in that program.

Our faucets in the house were leaking. I submitted a claim to AHS and they sent us Midtown Plumbing. The tech had to order parts and we had to wait for those to come in. The tech was very friendly and he did the work. He could have charged us for the parts but he wanted to call first. As a result, I paid $27 for the parts as they were still under warranty. He got our faucets to stop leaking. Plus, Midtown had to cut a hole in our ceiling because we thought we had a leak. It was found that we didn't have a leak per se. Instead, the problem was something in our bathroom and water was overflowing in an area. The tech fixed that issue for me and said that if we had any additional issues, we should give him a call. I haven't had any problems with any of my stuff leaking since then. While I've had hiccups here and there with American Home Shield, I'm more satisfied with them than with my last company.

The claim for our AC unit which we filed with American Home Shield went great. Their contractor Anthem Mechanical came out and the tech from there was on time. He was very professional and he explained everything that he did. He went and clicked on the side of the house a couple of times and told me to turn the AC to a certain temperature. I didn't feel like he was trying to manipulate me or get any extra money out. He just went and did what he had to do as opposed to do. He was able to get me some cool air whereas the other contractor wanted $1,000 extra and other things. I've been at my location for 15 years. I dropped American Home Shield when my house was fairly new. I signed back up last year. This claim has been a good experience. It's something that keeps me wanting to keep my AHS warranty.

The issue ended up being an electrical problem so the technicians came back and it was a different problem than what they had fixed. They got the electric fixed and everything's resolved.
Otherwise, I've been with American Home Shield for about 10 years. One of their vendors replaced my air conditioning unit, which was great. But they put in a 2.5-amp of a 3-amp. They couldn't find the parts for eight weeks now. The GE tech said he'd be around the corner and he’d call me. I told him that I’m five minutes away. With AHS, I like that I can call somebody up and they can come and fix it. It's more of a convenience and not extraordinarily costly to pay out-of-pocket right then to have things fixed or replaced. I had an issue with my water heater and they ended up replacing that because it got bad. We also had a claim for an older refrigerator. The technician has come out a few times and he has been awesome. The first time they did it, they thought it was a thermocouple that didn’t work. But it was the thermometer. The heater was working, but for whatever reason, it wasn’t registering that it should be defrosting. The top part wasn’t getting defrosted. Therefore, it's frozen up all the coils and not letting the airflow to cool it down. In the end, the claim went well.

The AHS claim process was easy. We thought that there was an electrical problem with our smoke detectors because of how they were going off. When the contractor came, he said that he replaced all the batteries. We couldn’t pinpoint to him which smoke detector was really a problem and he said that without having a specific one, he couldn’t do anything. He really wanted to make sure that he fixed what he could and spent time asking me a lot of questions. He didn’t want to leave. He said that pattern I explained to him on what was going on with our smoke detectors was concerning. I know we have a 60-day and if something were to happen, we could always call.
Our smoke detectors were original from when the house was built in 2002. He said that from their perspective as an electric company, they recommend we replace every 15 years. Then he gave me a recommendation on what kind of smoke detectors they use as a company, which was helpful. We were able to find that particular kind and it was a lot cheaper than we had originally thought that it was gonna cost. We're very happy with AHS. You always get a warranty when you first buy the house, but I think everybody lets those slide. We recommend AHS to people that we know that have houses they bought several years ago but don’t have a home warranty anymore.

I was told someone would call me within the next 24 hours. First Class Mechanical did and we set up an appointment for the next day. Aside from doing checkup, they cleaned our HVAC and put in new filters. Their visit kept the HVAC running smoothly. My daughter said everything went fine. They were very nice and took care of everything.

Whereas right now, I feel like 50% of the time, it's hit or miss. But that’s my only thing. For this claim, submitting it didn't seem to turn out bad.
Anytime Home Services said they would get a guy out to evaluate the situation and they did. The tech had to come up with something. He couldn't fix it right then and there but it was no big deal. They came out a second time, fixed the problem, and didn't charge me. When he was fixing it, he had to cut out a certain section and that vibration, in turn, caused another leak. The contractor that came did a good job. They were professionals. They seemed like they knew what they were doing. They weren’t out there very long. They also fixed the leaking faucet in my bathtub. All in all, they were here a couple of hours, but they had to wait on me to go get a money order to pay for the code stuff. I had to pay out of pocket to have it brought up to code. I have a friend who is a plumber who said they did everything that what they had me pay for wasn’t part of code, and what was code, they didn’t do. So, I don’t know how true that is ‘cause I don’t really know what is required for it to be up to code.
The things that aren’t covered, like bringing something up to code, ought to be an option for coverage. I paid $99 a month for five months for a year of coverage. If I could pay $125 a month for five months for a year of coverage and have my stuff that isn’t coded as an option to be brought up to code so I wouldn’t have to pay that out of pocket like that, that would be good. I called up Home Shield and requested service for someone to come and check the refrigerator. There was a slight hold for maybe 20 minutes but that was okay. They gave me a confirmation number and they told me who was coming. It was Sears. And they told me what the date was and what the window would be based on the scheduling that they were able to determine. We lost our freezing in our refrigerator and we had to empty it all out and I unplugged it. I plugged it a day before Sears was gonna come out. It had to be on for longer before he could figure out what the problem was. Then, it died again and came back, but the freezer is at minus one and they recommended zero. It was close, but the fridge part is up at 60s and it should be down around 35. That part is not working and the tech has to come back.
The thing died again three hours after he left. I tried to call and I spent close to five hours on hold. There were at least six or seven calls where I was on hold for a good 30 to 45 minutes. No one was answering the phone and that kind of irked me. I tried different numbers and different options. I understand things have gone up-side-down everywhere right now. If they had to close down because of COVID impact or something like that, all they have to do is say they would not able to handle any claims right now. But they kept saying my call is so important and to hold on. You listen to that five or six times for 45 minutes, you get a little irritated. That has been my biggest issue.
But I spoke with someone from American Home Shield. I explained to her what had happened and why the tech has to come back. They said I would hear from him. And Sears was fine. It’s just that the tech wasn’t able to figure what was going on because it didn't have the chance to run long enough to see what was going on. We didn’t know that unplugging could impact his ability to check, but where it was over almost six and half days, there was no point of running up an electricity charge for a refrigerator that wasn’t working. Not to mention, it may start overheating.
Also, they have this thing called My Account they asked me to set up. I figured it would be a place where it would be like a contact thing but the only way I was able to contact was if I did the service request and I didn’t wanna do that because that took us $125 charge. I wanted to speak to a body so I could explain to him what happened and see whether I was gonna get hit with another charge for the tech to come back the second time. As it turned out, the answer is no, which I’m happy to hear. If it had been yes, I would not be a happy camper given the attempts to just get a body on the phone. It seems that this past week, the light’s on, but nobody’s home.

I have a claim with AHS for my air conditioner and they sent out United Air. I've talked to AHS. It's very difficult to get a person. I spent over 10 hours on the phone yesterday and most of it was waiting to get a person. And when I got a person, they weren’t able to give me the information that I needed. I’m working from home and I missed a call a couple of minutes ago from someone who was trying to explain to me why a repair on my unit is going to cost me $2,214. I get that I have an older unit. Also, the same vendor that is working with AHS is charging me $7,000 to replace the unit and AHS is only giving me a $900 credit. It makes me feel like I don't have a warranty. It doesn't make sense to me. I am not a happy customer.
The call that I missed was from the person in authorization who will explain AHS’s position on the matter. I can reach the technician readily because they’re the ones that would either get the $2,000 or $6,100 from me. But I missed the call from the person who would give me the same breakdown of cost and coverage. I spent all my workday on hold yesterday waiting to talk to the right person. You don't wanna complain because everyone’s living in COVID-19 and we understand how it’s changed the dynamics of everyone’s day. But it’s beyond ridiculous. I probably only had a conversation with maybe an hour and a half with people at AHS and that would be generous to say.
What was even more insulting was my coworker had an AC unit go out as well. It felt very cookie-cutter because when I shared with her what my options were, those were the same options that were given to her. I’m looking at other providers to see what options I have. I have a home warranty that I’ve been paying for but meanwhile, my air conditioner is still out. And tomorrow, it’s supposed to hit 90 degrees.
My house was built in 2002 and I moved in right about this time. I never had a home warranty, except for what you get when the house is new. For the onesie-twosie claims and small repairs like a clogged toilet, the home warranty has been good. But when it comes to a major system, like with my air conditioner, it’s having zero support. When it comes to a claim where you really need assistance, it is very unbalanced.
For AHS to either pay $900 for a $7,000 system or $2,000 out-of-pocket for a repair is not having any assistance. I’m not ungrateful because $900 rounded up to $1,000 on a $7,000 bill, it’s as if I had nothing. If they pay for half of the replacement, then fine. Even if they put a couple of thousand dollars towards it I would feel like, “Okay, well, that is some support.” But with this, it’s equivalent to not having any coverage. It’s insulting. I feel like the used car salesman situation because you walk away feeling ripped off. If my auto insurance treated me like this, I would go to another company. I pay a higher premium, but I feel like it’s a good deal because it’s a good return on my investment. I pay a higher premium to have a lower deductible.
Regina,

For example, when you need coolant for your AC unit, the policy states that they only pay for $10 of it. Where in fact, it costs $80 a pound, but you’re only gonna pay for the first $10. Sometimes I don’t think it’s as good as it’s cracked up to be. But other than that, it’s helped us out in the long run. It’s gone right when we got our water heater replaced.

We had have a lot of plumbing issues inside the house like flooding, toilet and leaks, so Plumbers have been here a few numerous amount of times. I called to submit the claim and the contractor was here the same day. Those guys were good. Our house was destroyed and they are still fixing. Our experience in using American Home Shield has been perfect, overall. We would definitely refer.
Janie,
Thanks for letting us know how everything worked out for you and thanks for recommending us. We look forward to helping you in the future. Take Care.

I heard about AHS through a home purchase. They were one of the options and after I researched a little bit, I chose them on some reviews that I read. I've submitted a few claims and it has all been handled very professionally and well. When a valve within the shower fixture that turns on the shower wasn’t working properly, the contractor came out a very short time after the claim was filed. He then replaced some parts of the shower fixture.
Tracy,
Taking care of our customers is the main goal here at AHS. I am glad that you were happy with the work done. We look forward to servicing you in the future as needed. Enjoy your day.

I had an issue with cold water pressure coming from my wall to my washing machine. Reporting the issue to American Home Shield through their online portal was a super easy process. Their techs from Home Service Corporation called back quickly and they were able to get my appointment scheduled for that week. Their tech came and was here for 30 minutes assessing, fixing, and replacing my valve.

I’m in Florida and my well went dry. I didn’t have any water. So I called AHS and I had put my well pump on the paperwork so it’d be covered. They sent somebody right out. But I had to have a new well built so it ended up costing me about $6000 just to get some water. AHS put out $1500 for the pump but the rest I had to pay. Also our smoke detector wouldn’t shut off. It just kept on going and going even if you change the battery. Submitting a claim with AHS has been pretty easy.
The only thing I have to say is I went through all the paperwork online and told them what I needed done and everything else and they assigned somebody that’s from Tampa. I had to call them back and go through the process again. I told them, “Don't you have anybody closer to me? That’s 100 and some miles away. I would like it fixed today, not next month.” So they got an electrical guy very close by and I told him about it and he said, “They bid cheaper than everybody else, so they try to assign all the jobs to them, no matter how far away it is.” I said, “Well, that’s my only problem.” If I hadn’t caught it, I’d have been waiting for about two days before they even show up. But overall, I've been with AHS for 2 years and I’m happy with them.
Thanks for reaching out to provide that feedback. I am glad the contractors followed through with the appointment that was set but happier for you that your issue has been resolved. We are here for you if you need us in the future. Take Care.

If you do claims online to American Home Shield, it’s a lot quicker. Sometimes, you might have a little bit of a hold time if you do it over the phone. We’ve done it both ways. We did a claim recently. The house wasn’t cooling, and ice was forming outside and downstairs at the furnace area as well. Dudley’s HVAC & Maintenance came out. They were amazing, very professional, very courteous, and friendly. They had very helpful information that they were giving, and they showed up when they said they would. They had to order parts. Because of not having the part and needing to be approved with American Home Shield, and then having to have it ordered and sent, and then also the coronavirus with the shipping, the repair took a little bit longer. It was a week and a half by the time they got the part and was able to come and get it done.
As far as the coverage of the air conditioning, they could improve on that because it’s the most costly appliance that you have in your home. The coverage on it is not very good. This is not the first time we’ve had to have stuff looked at as far as the AC unit is concerned. We’ve had other issues with other appliances in the house, and they’ve been pretty good about fixing or replacing.

It was leaking in the central air down in the main area and it was frozen outside. It was very easy to submit the claim online and then I received a message. Cool Factory came when they said they would come. Last year, I had issues with the people that American Home Shield sent and they were not doing their job. I ended up having to call somebody separately to come in, and they had to put coolant in there. So I told the tech from Cool Factory that there might be a leak in the system and he just put one pound of coolant and he claimed it should be good to go. One of the people called me and said that if there would be any issues within 60 days, they should be called back to take care of it. Even though I had to pay over $80 just for them to put one pound because American Home Shield would only pay $10, which is ridiculous, the air conditioning is working now. It’s about 90 degrees outside and I don’t have to worry about it.

I had a plumbing issue almost a month ago. My disposal wasn’t working and my faucet was dripping, and I called it in. American Home Shield said that it could be on the same claim because they were connected. They told me to expect the contractor within a day or so, and they called the next day. Chris, the rep, was amazing. He replaced the disposal and I can use it now. He also replaced the faucet and the sink is not leaking anymore. So, everything is wonderful. He did a great job and I was very happy and amazed with the level of service. Plus, when you have that extra level of humanity and you love other humans, and God-fearing, I felt safe having the rep in my home. They should use him more often because we need more people like him in the world. I had a great experience.

I would open up a request online whenever there is a problem. And then, the way Home Shield normally works is they make two appointments. First, the technician would come and assess the situation. If there were any replacements, he would go back and he would work with the Home Shield offline, and then he would make the second visit to replace the part.
Because of the coronavirus, I requested the customer support so that he can approve the garbage disposal replacement. I insisted on making everything one call instead of two appointments. I didn’t want a technician to come again. And initially, the Home Shield rep said that it was not in his control. That was the reason why my claim was delayed. Finally, the call was transferred to another department. It was 5 to 10 minutes time on the call, but the issue was resolved. The tech identified the issue, which was the converter. He replaced the garbage disposal. I’m happy with the outcome, but it could have been not a 10-minute call. Nevertheless, I’m happy with Home Shield.

The garage door was not responding. The big thing that’s on the ceiling was not making the door go up or down and it was making a weird and really loud noise. I called American Home Shield and they said within 48 hours, someone would be contacting me. And they gave me the name of the company. I was extremely pleased with JD Garage Door Installers. I remember calling the guy and he wanted to know when would be a good time to come over to my house. And it was during the crisis of the pandemic, so I wanted to make sure that nobody was sick. He came on a Saturday and I didn't have any complaints at all.

I prefer talking with people and usually call AHS to submit claims. That way, I can explain what I’m trying to communicate better than if I wrote it down. I don’t know all the exact terms, but I can explain it. I trust AHS and kept them for 20 years. They have dealt correctly with me. In all of the time that I have worked with them, the only real problem I had was about two years ago when I had to replace a dishwasher.
The contractor came out and it took them over six months to finally say, “We can’t fix this thing. So, we’re just gonna get you a new one.” The dishwasher was a Bosch and one of the repair people that came out said, “I’ve never seen one of these.” He said that he'd have to call and figure out how to get into it. Bosch is very hard to deal with and to get into and work on. They had to keep waiting for parts and when they got it, they'd say, “I thought this came with this.” It was one delay after the other, but they were persistent and kept at it. Finally, they said that it wasn't working and ended up getting us a different dishwasher. For my AC claim, Royal Flush came out and did an excellent job. They were fast, efficient, and they knew exactly what to do. I was very pleased.

The air conditioning was not working and we submitted the claim online. The website was outdated but it was okay. However, I wish that American Home Shield was communicative in regards to how long it would take for them to get a contractor out. The expectation was that they would get in contact with me. They gave me a rundown of what my expectations were, what to look out for, what’s gonna happen and then follow-ups. But the wait time was a bit long. It took almost a week for MekTek to come out. In total, it took almost two weeks to get the air conditioning installed but at the same time, we’re also in the middle of COVID-19 with big problems so it was fine. I also would have never asked for a better contractor to come out. He was awesome.
