We had three service calls for our AC and it took the third person, the one from ES Heat and Air, to figure out what was wrong. The first two gave us new motors, but we really didn't need it, but I don't know enough about the specifics. American Home Shield is fine. Every time they have been fast -- it was much faster that I would have expected. We've had them for two years. We move a lot, so we've had it in the past to other houses and we've been satisfied.

Submitting claims to AHS has been simple. There was a time when their techs couldn't figure my problem out so AHS sent me three different companies. The third one ended up doing the job. Other than that, submitting a claim has not been a big deal. Most recently, we tried to turn our AC on for the season. It was blowing air but it wasn't cooling. I submitted a request to American Home Shield and their contractor River City Mechanical put me on their schedule really fast. They showed up and the tech only took 30 minutes to figure out and fix my problem right on site. I'm 100% satisfied with AHS.
Our goal is to pair you with the best contractor that will provide a quick and final resolution. Thank you for sharing your recent experience with us regarding your service request. We are happy that we were able to get the issue resolved for you. We look forward to our continued business together. Have a good day.

We just bought this home and we kicked on our AC, and it leaked water in the basement everywhere. It was very easy to submit a claim. The contractor came out and they fixed it. It took seven days for them to come out, but it was just starting to get hot, so everybody was probably having the same problem. But the tech was really nice and helpful, and it was a great experience. AHS is a great coverage.

My flooring has started bubbling up in the kitchen and I thought I had a water leak, but I wasn’t really sure. I got on the website and submitted the request with AHS. They emailed me with the time and then the contractor called to make sure. It was a pretty quick deal. The contractors came out and it was not a water leak. It was an HVAC problem that was causing the floor to bubble up. They did the best they could. They didn’t have much to work with ‘cause it wasn’t a water leak. But they turned everything on and looked around and strolled into the house. They did a pretty thorough inspection.

AHS is the only game in town as far as I'm well aware of and overall, I like their response time. The way their process works is very efficient, too. But the problem is being able to get anything resolved to my liking. I've had a particular plumbing problem ever since I purchased this home two years ago and the techs have been out three times already. All they're doing is snaking the line for me and they're not really giving me a thorough assessment of what I think needs to be done. On the last call that I made, the guy made a recommendation for an actual plumber to come out. But when the plumber came out, he didn't do anything. He just said that everything seemed to be working okay and it was fine.
Other than that, I had an appliance that went out last year and I wasn't happy with the outcome of my claim. Apparently, AHS gives you replacement products that are on the low end of the spectrum and in order for me to get a comparable replacement, I ended coming up with the differential. So that didn't make me very happy.

The garbage disposal was leaking, and so I went online and submitted the claim. The website was very user-friendly. They usually send me an email of the estimated time when the contractor can come out, and then they'll call and schedule it. The contractors who came have been professional, and everything has been functioning perfectly since they came out. The repair stopped the leak and the mess, so everything is good. American Home Shield is a great company. It is very reliable. They come out and fix, and they do what they say and say what they do.I highly recommend them.

Wilson HVAC Company came out to work on my AC unit. It was steady running, not cutting off, and it wasn’t cooling. It also wasn’t the Freon in it. I called the people at the customer service when I got in touch with them. The reps over the phone were good. They said that the contractor would come between 1:00 to 5:00. Then the tech called me when they were on their way. So, they came out and they checked if it was a switch. They went in and replaced, but then it started doing something else when they had to come back. Overall, they did good. I will recommend them with anybody else. It was good customer service quality. The repair affected a whole lot because it helped me stay cool during these hot days. This company is worth trying out.

The AC system makes condensate and builds up water. There is a ¾-inch PVC pipe that leads to a drain, but that drain was clogged. When the AC builds up enough condensate and water hits the float point, the unit turns off as a safeguard. I filed a claim and AHS sent in a text message to let me know when to expect the contractor. I’ve been using them for quite a while now and the timing has always been pretty prompt. Moreover, the user-friendliness of the AHS website is as good as it can get. Knowing you always get professional contractors gives you peace of mind versus me searching around and possibly getting anybody that may do a shady job.

We had a plumber come out from Nussbaumer. They submitted a claim on our behalf to American Home Shield. That time, I had four plumbing issues and they were able to fix two. The third issue was for a sump pump and that wasn't covered by AHS. The fourth issue was for my bathtub knobs. AHS denied that claim as well and said that it was for access. I didn't get a really good explanation for why the claim for the fourth issue was denied.

I called in my claim with Home Shield and it was a very smooth process. The guy from ASP of Northern VA was very nice. He came out, told me what was wrong, told me he didn't have the part, and came back. He was here on a Tuesday, came back on Friday to replace the part, and everything was great. They kept me updated with what was happening, and then he came and replaced it, and he was gone within half an hour. So, he was quick too. Home Shield was also great. That was my first claim and I didn't have a problem. Hopefully, it will always be like that.

I'm a Realtor and we have our representative from AHS. The phone number I call is the number she gave me. The other number that I called a year or so ago, I was on hold for eternity. When I called the rep she said, "Call this number.” They answer quickly on that number. We had a refrigerator go out and it took about two weeks for them to get a part. Not having a refrigerator for two weeks was kinda rough. Our house is getting older and stuff is gonna start falling apart, which is why we renewed with AHS. We feel pretty good about the service we got from them.

The tech said he changed a small part in the AC which cost $5 and then he said I needed eight pounds of Freon. He said it was gonna be $400. I got mad at the contractor because they charged me that. We had no AC so I had to pay it. He was on his way on a Saturday and I told him that we’re in the COVID thing so I’m at 80% of my pay right now and told him to let me make payments of 200 and 200. He said we would work it out. But he never came. My wife called them back on Tuesday and the tech said he would be out here on Thursday. I told them that this time, we would pay the $400. They came out on that Thursday and I paid them this $400 and he fixed it.
The tech said he only had to put five and a half pounds of Freon but it still came out to $420. I asked him why it was still 420 if he put less than what he told me? He said it was still the same price. But the tech was courteous and professional. He definitely did his job. I’ve had these people out before and never had a problem with them. But it never cost us that kind of money. If I have a claim, my wife calls it in and she makes the claim and does everything. I’ve never had a problem with American Home Shield. But the $400 for some Freon was kind of expensive.

So far, everyone that has come out for American Home Shield has done a good job. I like the peace of mind knowing that I have a contractor out that has been vetted rather than trying to find a stranger. AHS's contractors have resolved every issue I've had. Most recently, my faucet was leaking from the faucet itself and from underneath. AHS's tech from Cascade Plumbing tried to tighten things but it wasn't happening. I bought an extra faucet just in case and when the tech realized that he couldn't fix it, he asked me if he just wanted me to replace it. He did that and also put plumbers tape underneath. It's not leaking in either place after that. Having this warranty has made things a lot easier for me.
Thanks for letting us know how everything is going so far. Taking care of our customers is the main goal here at AHS. I am glad that you were happy with your experience up to this point. We look forward to servicing you in the future as needed. Take Care.

I paid them an application fee and they got the company to call us and schedule an appointment. Comfort Temp Heating & Cooling was great. They were very courteous and very respectful. We got a couple of little dogs and they were they great with them. Everything is working fine.

Home Shield takes care of things that need to be taken care of. We've had them do air conditioners, primarily out there with heat pumps, and sometimes, smaller things like the shower. Something that I might not feel comfortable doing myself or that I think would be cheaper if I have my warranty company do it than if I do it. One time, we had a leak in the main control faucet in the shower. The tech from Integrity Plumbing was polite, courteous, and careful. He watched after he did the work to make sure that it was okay and that it wouldn't be leaking. The whole thing was about a half-hour and the faucet is working fine.

I used to be really happy with American Home Shield, but now, I’m very disappointed. I put my trust in them, and I paid my bills. I paid $50 a month religiously, and now all of a sudden, they can’t cover things. When my oven wasn’t working, I did the whole voice thing over the phone. No one answered the phone when I put the claim in. When Tompkins came out, he looked at the unit, took pictures, and then he sent them in. He was a good guy, but he was here five minutes and he didn’t even look in the oven. He said that because the glass top was broken on my stove, American Home Shield wouldn’t cover it.
Before, I called in because my kitchen sink was leaking, and the place that came out was really awesome. They looked at the sink and the guy was going to replace it. However, American Home Shield wouldn’t let him because they didn’t cover my faucet, they said. Now, I just put in another claim because my air conditioner went out, and they wouldn’t cover that either. It looked like a dog had peed on my unit and because of that, they wouldn’t cover dog urine.

Rocket Repair was sent to my tenant. So far, American Home Shield works every time I have an issue. The tenants told me that the contractor was okay. I've had a couple of issues, however, where we tried different vendors and they didn’t work out. They came out and didn’t do the job. So, It is 50-50. I'm disappointed with the coverage, too. The last time was an issue with the faucet and it wasn’t covered.. I'm thinking things are covered, then I come to find out they’re not covered. I'm not 100% satisfied. One time, there was something wrong with the plumbing issue, so that was why I called them out and then they brought it to my attention that the faucet leaking wasn’t covered. AHS should improve on its price too. They keep going up and getting higher. I remember when the service cost was 45, and now it is 75. And then I pay a yearly fee. I've been with them for a long time already and there should be a consideration. I should get a break.

Updated on 06/28/2020: Cont. of plumber using fear tactics to have us sign for $4500 worth of work that was unnecessary. AHS sent plumber to my home that did absolutely nothing, then left me with a $4500 estimate. Even on the estimate he included rodding and sending camera down the line. He had access to do these items that day and did not. When I asked if he could rod he said it wouldn't remedy the issue so he did not. Then he turned around and lied to AHS and told them he had no access, which was false. Also that the issue was outside the foundation. But how could he know without inspection. AHS accepted this lie from Super Rooter without even doing the bare minimum of questioning how he's able to answer the questions without evaluating the problem. I'm glad I refused to sign the invoice because I'm sure AHS wouldn't be of any help if this is how they are handling the matter currently.
I find it extremely odd that he can tell you that and he did nothing to locate the problem. He did not rod anything, he did not send a camera in to locate blockage, he did not try to do anything. It's also unsettling that your response appears to validate Super Rooters behavior of providing false information and using fear tactics. I was under the impression I'm paying a monthly fee to AHS and paying a deductible to have someone inspect and resolve issues. He did not inspect anything other than with his eyes. How is it he could state what the issue is without evaluating anything?
There also was NO sewer separation and there was also access for him to attempt to rod out the lines. He did neither. I would like to escalate this matter seeing as it seems all Super Rooter has to do is falsify its information to you and you go with it without any type of confirmation. Please send me corporate information so I may escalate this matter. I'm trying to give AHS an opportunity to rectify this matter but I will involve legal and media if it's not resolved. Super Rooter has lied to you and I'm on the hook for out of pocket expenses and I've been paying into AHS for over 2 years.
Original Review: I had 2 stoppages in my plumbing and decided to call AHS immediately as I've been paying them monthly for over 2 years as my home warranty provider. The plumber came and did not inspect anything and used fear tactics to get me to sign and pay $4500 to remedy the problem. He left leaving me with no functioning plumbing and didn't even attempt to unclog. He knocked on the pipes and told me there was a break in the main sewer line and that it was just a matter of time before feces would start backing up into the house, among other things. He said all the work had to be done at once and there was no fix. He assured me that there was no other option and excavation, new sewer line, and $4500 was what was needed to repair.
I in turn called another company who came out and hydro jetted the lines and sent a camera in. No breaks found, just some tree roots that they were able to remove. Cost $1400 and done in 4hrs. I called AHS back and notified them of their referred contractors disregard and behavior. Currently awaiting update from them. Thus far AHS stated they've called the contractor to investigate, but surprise surprise they did not answer. Will follow up with conclusion.

I file a service request for my washing machine on 5/1/2020 and the tech came out to the house and said the Agitator & Transmission need replacing. I called AHS concerning my washing machine and after three attempts and 45 to 60 minutes wait time on all three calls. I finally spoke with someone. I advised the customer service representative that I file a claim on 5/1 and today is 6/1 and no one has repaired my washing machine. I also advised the Rep. I wash everyday and I need my washing machine repaired. The representative put me on hold and came back and said someone would be calling me about my washing machine.
The cash options team called me and advised me that they would give me $281 on my Kenmore washing machine because that’s what the repairs cost and labor or I could let the tech repair the washing machine. I advised the team we would get the washing machine repaired. I also advised AHS I have waited a month and I am tired of paying and taking my husband clothes somewhere to get them washed. His work clothes is very oily. I was advised it wouldn’t take long to get the parts and get the machine repaired.
My washing machine is still not repaired as of June 23, 2020 - no washing machine. What take the cake NO washing machine. The repair man took the washing machine with him. I do not have the washing machine that my husband purchase from Sears. I’m still paying to get our clothes washed. This virus is going on and I’m force to go out around people to wash clothes. This is very unfair and crude. When they was taking the washing machine I was advised it need rods also. When they add the rods and the repairs that probably would put the cost over $400. I could have purchase another washing machine. Who suppose to pay me for my gas, money For washing all these clothes and my washing machine? My husband told me just go buy another washing machines but what about all those several years we have paid for this warranty. I’m in the process of going getting a new washing machine and I want all my money back.

2. My AC stopped working, the freon had leaked out, the contractor came out and I had to pay for the freon and the service fee. 2 months later it had leaked out again... They sent a different contractor with the same result, I paid for both again. The same thing has been happening every summer since I bought the house, 3 yrs ago, and they still will not replace any pieces or parts.
3. They deny work orders without letting you know... Called the assigned Contractor the day after I put in a request for service, they told me AHS had already denied the service before the contractor even got the request or came out.4. They do not inform you if the contractor cancels the service... I called the contracted AC company after they didn't show up for an appointment time, to find out that the contractor had called AHS and cancelled the appointment 4 days prior, after waiting on hold for an hour, AHS confirmed that the contractor had cancelled 4 days prior but had no answer as to why I didn't hear anything from AHS.
5. They cancel work request without telling you.... The AC contractor had already told them what was wrong with my AC and they denied the claim the first time, so when I put in another claim, paying the service fee each time, the same AC contractor put in the recommendation for a second opinion. Instead of setting that up, AHS just cancelled the service request. It took me calling the AC Contractor to find out, that they had asked for second opinion, and then again waiting on hold with AHS, to find out AHS had cancelled the work request and when asked why AHS cancelled, their response "I don't know, they just did." There are so many more Examples I could give on how they do not care about their customers, but I have already taken enough of your time. Please heed my advise and, if you must have a warranty company, go with someone else. I will not ever purchase one again, after this 2 yr experience.

I have my heater checked and cleaned out once a year at my expense. While the tech was here he noticed that my over flow tank on my water heater was leaking very steadily and took pictures and showed me. It is located close to my new heating system located in my garage. He stated that he had another job to go on but this needed to be changed right away and could get the part and come back. If the tank blew it could cause a lot of damage to my new heating system and other things in my garage.
I got on the phone to AHS and it took over an hour and half and explained what was happening to the AHS rep. He stated I needed to make a claim. I said, "I am doing that now." Then the tech that noticed the leak pulled up with the part. Earlier I got a decent quote from him and told the rep on phone who said I still needed to make a claim, which I thought I was doing. The rep on phone stated they could have someone out in 48 hours and I asked the rep what sense it made when there was a tech in my front yard with the part ready to fix it who noticed it. And the AHS told me to ask the Tech if he work with AHS and the tech said we work with all home warrant companies.
I proceeded to tell the AHS rep what the tech said and he went back to the phrase I needed to make a claim. Not sure what I was doing on the phone the whole time. I told him I wanted to speak to a supervisor and make a complaint and was hung up on. I then sent my invoice and pictures along with my complaint and asked to be reimbursed and AHS denied my request and said they use their own techs. I actually saved time, money and probably more damage by doing what I did and the customer service tech did not take my claim down as my tech said he would wait if AHS wanted him to. Totally disappointed in the service provided by AHS this time around.

I used to love AHS. I have had them for some time now and have also used this service in the past with multiple properties. Overall, I have always had a pleasant experience and have recommended this service to professional colleagues, as I am in the Real Estate industry. As of late, it is nearly IMPOSSIBLE to get a representative on the phone for any department. I have been on hold for no less than 30 minutes up to over 2 hours to speak to someone! (I have screenshots) These are not issues that can be resolved online. Once I FINALLY get a rep on the phone, they can barely speak English! Or understand what I am asking!!! It is also misleading that the website states someone is available to take your call 24/7 however most of the departments I have needed to communicate with, do not open until 9am Central Time. Temple Realty is the callback number they use after holding your place in line.
I have sent Twitter messages, emails and requested a supervisor on multiple occasions. Again, put on hold for HOURS! The only reason I have not cancelled my current service for my primary residence is because I have been trying to get my microwave replaced since May 25th. The vendor came out for 2 minutes and stated he could not fix it. I have only been able to reach the appliance department one time and the person was supposed to send me an email with my options and never did. Also, the regular customer service has no notes or connection to any other department at all! Therefore, I must explain over and over and over what I am trying to accomplish. I don’t understand how a company can run in this manner....I am beyond enraged. I would like my appliance replaced (microwave). And 1 month of refund for BOTH of my properties because I have been unable to cancel due to no one EVER answering the phone!

Mind you my bank account was immediately charged my “service fee”. Many hours were spent on the phone and many $$ out of our pocket as we had to wait so long for a repairman that our pool turned green, etc. After having the repairman that I HAD TO CONTACT MYSELF attempt repairs & eventually replacement, I am told that AHS will not refund me because they didn’t authorize. REALLY??? And I needed this service why exactly??? My monthly payment, a service fee and the entire cost of replacing a pool pump!! I was told by the cash department has issued the check, however 6 weeks passed and I am still waiting. I called customer service, waited 45 minutes, an agent picked up, and provided no details. Agent connected me to 'cash out' department. The call got disconnected after 5 minutes of getting transferred. I am at a loss, how AHS get highly rated. I have a cabin that I called for and had something done out there. And I had something done here a little while ago, too. Active Appliance came out for my dishwasher, and the guy whom they sent out was great. He followed through and he told us what the issue was. The part came in, they came back and fixed it. He was quite professional. Everything is still working good, and the dishwasher is humming along.

Appliance Surgeons is always on time. They did a good job on this last appliance, which was the refrigerator. They could not fix that one, so they referred it back to American Home Shield. They gave us another company, Appliance Masters. But I’ve dealt with Appliance Surgeons before, and I’ve never had a problem with them. They're very professional, and most of the time, they're able to fix the appliance. The refrigerator has a compressor problem with it, and Appliance Surgeons couldn't replace a compressor.
I really recommend American Home Shield to any homeowner that has a home. It is a really good investment. The only complaint I have about it is trying to get through the customer service. It takes forever. I hung on the phone two or three times with them before and had to wait almost an hour to get through. On the last call, it did give me a feature to have them call me back, and that was what I did. So, now I know to just kinda listen in, and when that feature come up, I just put my number in and just have them call me back. I really like it. That improvement is wonderful because I don’t wanna sit on the phone over an hour just waiting to get through.

My AC claim went pretty well. I was quite pleased with the technician guy. When he came in, he was very friendly. Before he even started working on and diagnosing my problem, he told me that he had been to quite a few homes in my neighborhood and he could almost guarantee what my issue was because it had been the same in every home that he went to. Sure enough, he went out to my unit and took it apart and showed me that it was the exact same thing. My next-door neighbor had the same issue, and then my neighbor across the street, and a couple of neighbors on the street in front of me and another street behind me. All our air conditioners went out on the same day and we all had the same issue. So the technician guy was telling me that PG&E did a surge and it blew everyone’s units out.
The tech checked the thermostat and he went out and checked the unit. I sat there and I watched him and he said that my Freon level and everything was good in the unit. It was an easy-breezy visit. He resolved the issue in 45 minutes. If I had an issue, I went online and I did the order on the request online with American Home Shield. The only thing that took a while was to get the parts of my refrigerator. I had to wait an extra couple of weeks for the parts. So for those couple of weeks, I was without food because I couldn’t buy anything because I had no refrigerator to put anything. Everything that I had spoiled. So I had to replace all of my groceries. But other than that, everything was good.

The toilet was stopped, and so I submitted a claim online. American Home Shield's website seemed fine, and they said that a contractor was expected to come out in 24 to 48 hours. It was a holiday weekend, that was the issue. And then, the original people that they assigned it to did not do sewer stoppages. When the contractor Mason's Plumbing finally arrived, they were excellent. Since they have been out, everything has been doing fine. It has been wonderful -- we could not use the bathroom before.

AHS was were prompt and they were able to find me a contractor in a very reasonable amount of time. They also did their best to keep in contact with the provider. The contractor was excellent. Due to the COVID-19, before he came in, he had on the shoe protectors and a mask. He knew what he was doing and explained to me why they were so busy and whatnot. I appreciated that. Unfortunately, my AC unit went out the Sunday before Memorial Day. They were closed on Monday, and they had about 250 service calls on Tuesday morning. It was hot in this house and I was a little agitated, but I was fine.
What needs to happen is that these companies need to really work hard at communicating with the clients if they're gonna be running late. I called that Tuesday morning and the only thing the one person told me was that I was on the list and they would be calling me back within an hour. But they never called me back that Tuesday. When they finally did call me back the following day, I explained to them that I understood if your schedule was hectic. But the fact that the company did not communicate well to the customer what was going on, it added to my frustration. I’d gotten to the point where I was ready to see if there was somebody else that could do it because I hadn't heard anything. You'd never know what's going to need repairing and having a warranty is very important. I wish I could’ve gotten it sooner, but now that I got it, I really enjoy it.

We were with American Home Shield, left then went back to them. This last part we've been with them probably at least four years. The washer went out last year in August. The technicians came in and said it was one part. A guy came in to replace that part and said we needed a whole new machine because this was also wrong. We had to order a new washer and we did it through the warranty so it didn't cost us anything. They took overall from start to finish, about a month. Each part took one week for this and one week for that.
We called in another claim on a Saturday when our AC unit was running constantly then it flooded out on the floor. American Home Shield sent out United Air and they had their guy here by Wednesday. He found that the relay switch had burned out and it was fused to another wire. That was what was causing it to continually run. He ordered a part that day and it was in by the next Tuesday. The contractor was out that Wednesday. It was a total of 10 days from start to finish, which was not bad. United Air sent one of their managers out too on the Friday after that to talk about our whole system and where we were with it.
We only had two bad incidents with American Home Shield and I don't blame them. I blame the technician that was sent and I told them that. One was for the refrigerator that was freezing over and the technician sort of looked at it and said to use a hairdryer to thaw it out then left. He was like, "If you do that, then you can pay for me to come back." And I said no. I complained to American Home Shield about that technician. I just got a new refrigerator because it was something else wrong. At that point, I was frustrated.
Another time we complained about the AC unit running continually. This was with a different company. The tech came in and said he didn't know what was happening because it was not running right then. The other guy from United Air that came in opened the box up and said, "There's your problem. This is what you need." He went outside to check the outside unit and he took the inside unit. He was very thorough.
This one on the AC, we were lucky. The AC switch it melted to another wire and the guy from United Air said we could have had a house fire with that. Two months later, it's still running in. But we called because of water had bottomed out. We were like, "I'm not gonna pay for them to come and say, 'I can't do anything 'cause it's not running,'" again because it wasn't always running. It was like a hit or miss. It would run for three days then shut off.
But both those times cost me the extra $100 dollars for my fee that I pay because of the technician who got sent basically didn't know what he was doing. I was never refunded that money from the home warranty. I just had to deal with the fact that they sent the bad technicians. When a bad technician is sent, that we should be reimbursed that fee. If he comes in and says, "I can't do anything because it's not running," I shouldn't have had to pay $100 dollars for that. They should not hire that company. The warranty company should get their money back or should not give that money to that technician. I shouldn't have to be out that money for that bad call. Overall, there's room for improvement. American Home Shield is not horrible. I've had worse, which is why we're back with them.
At one point, the other home warranty we had changed the rates on us. I was like, "This other one's back to the old rates that we were having. Let's try them." Our mortgage company also changed this one time. Once we were sort of free of those two, I went back to American Home Shield because overall they were very responsive. They have sent out good technicians although every now and then, they get a dud.

My recent claim with AHS was for an electric water heater. Everything went fine with the rep that came out. But then, American Home Shield had a representative call me to tell me that since the hot water heater was a heat pump, it was not covered. So, then I went on Google to find out what a non-heat pump electric water heater was and I couldn't find one. I called American Home Shield and asked them what is a non-heat pump electric water heater and they could not provide me an answer after transferring me six times. But, the plumbing company that came out that diagnosed the problem was spot-on fantastic.

Sirius Plumbing & Air Conditioning came and they went from fixing the water heater to replacing it. They had to put in a new system kinda on the fly though. They got it all done but they had to call another person to come help the guy that was there by himself. That guy came and they put it in together. They were there for a long time but not without reason. It went good. The only complaint I have is that I put a warranty on a hot water heater and when it went out, it still cost $1,000 to get it replaced. If American Home Shield knows there was gonna be all these additional fees, these "customizations", in replacing a water heater then those fees should be part of the coverage or at least a portion of it. Also, they shouldn't act like it's a surprise because obviously, it's not. They're working with plumbers all the time. They know that plumbers have other fees.
When it's one little thing that goes wrong, they come and fix it, and you pay the $75 fee. But when it's something major, they're really not covering it. American Home Shield said they were gonna pay for the $300 water heater but that I had to pay another $1,000 on top of that and a bunch of miscellaneous stuff that was not covered. That should not be the case. That's not really coverage. That's like telling me I have a warranty on my car and then not covering 90% of the cost. That's kinda ridiculous. I've been paying $60 a month for 15 years. But I'm not mad. It's easy to submit a claim. You just go online and put it in then somebody from the vendor calls you within a couple of hours.

Everything went well with our AC claim, except for having to wait because they were busy and they were backed up. We had to wait a few days without having any cold air in here. With the heat here where I live, it was awful. American Home Shield may not have enough contractors. But when the contractor came out, they did their job and they did it well.
Before this claim, we had a claim for a toilet that wouldn't flush. The contractor came out and switched the toilets because they couldn't do anything with the one we had. But they didn't give us one that was similar to it. When I asked them if they could, they said "No," that they had to give us what they picked, which wasn't to my liking. But there was another one that was similar to mine that was the same price as the one that they installed. So I was not very happy with that and I'm still not happy with the toilet. American Home Shield has been great overall. But I wish other things were covered under the plan. I live out in the country and we have a well, which is something that isn't covered. We recently had problems with that and I had to pay out-of-pocket. So the well pumps should be covered.

I had water damage on the ceiling downstairs which was right underneath the shower. It looked like it was leaking around the tub portion through the tile. I thought it was a plumbing leak but when IGD Plumbing came out and looked, it wasn't a pipe issue. The guy said it was coming around somewhere from the shower instead of down through the pipe. So there wasn't really anything for him to do. It was like a caulk or cracked grout issue or something where it was getting by.
American Home Shield has come in handy when I've needed it and it has been nice to be able to have somebody scheduled and come out. For the most part, the claims submission has been pretty easy and I've been relatively pleased with it. It's just the nature of the beast with a lot of the appliance stuff where the guys come out, look the issue and then say 95% of the time that they don't have a part with them. They usually have to order it and that can be another week before they get back and put it in. Other than that, everybody has been pretty much on time within the time period that's been scheduled. This most recent one with the washer and dryer took longer to get the parts but that went bunched up with the coronavirus.

Then, when I speak to a representative, they say there is nothing they can do about my issue (which is that my appliance has not been fixed yet and it's going on 8 weeks). I asked to speak to a supervisor and was told he would call me...I never got the call. So I called again and was told I would be called back TODAY! Again, no return call. I have spent countless hours on the phone with AHS, and countless weeks on the incompetent contractor to service my appliance and I'm still in the same position I was in on May 7th when I made the service request! I am at my wit's end and have officially cancelled my policy with AHS. Very sad and disappointed in AHS. I have been with them for about 20 years now. Onto something new I suppose.

After 2 different contractors had to come out to prove the microwave was unfixable, AHS sends a sub-part replacement that was $700 cheaper than the microwave that died. Second claim was our AC quit working. It took 5 different contractors to determine all it needed was a new control board. The first 2 contractors insisting it was a leaking evaporator coil and AHS didn’t cover that so it would cost me $400. The 3rd and 4th contractor said evap coil was fine needed a new control board. Finally, 2 months later the 5th contractor came out to replace control board. It took 10+ calls to AHS each averaging 45 mins and 5 days of PTO to sit at home and wait for numerous contractors. Avoid AHS home warranties at all costs!!!

Updated on 08/14/2020: AHS reached out to me after I wrote my first review here on Consumer Affairs, and offered to make the situation right. I was pleasantly surprised when this happened. At the request of the person I talked to I sent the information to them that they requested - a receipt of services performed. It has now been around 3 weeks and I have not heard anything back from them about next steps or refunding me for the work that was performed. This is despite a reminder email I sent out.
This is rather frustrating because the situation started with a bad diagnosis of my AC problem by the technician that AHS sent out. The AC person that I called out, and whose work I am trying to get reimbursed for, informed me that had AHS's technician performed the work they were planning on (and couldn't because they didn't have the equipment) there was a good chance that I could have been in a worse situation than I am now, being out $800 because I paid to have the work done since I couldn't wait for AHS to send out another technician. Being without AC with humidity and temps in the high 90s was a no go with a 4 month old baby in the house. At this point I would say that having the home warranty was/is pretty useless and people are better off saving their money to pay for fixes out of their own pocket rather than giving it to AHS who will send out unqualified technicians that can't perform the work anyway.
Original Review: Hard to get someone on the phone. Told me 5 minute wait to talk to a representative. Ended up waiting over 30 minutes. Sent out an inexperience HVAC company that incorrectly diagnosed our problem. They diagnosed the problem as preventative maintenance, which is not cover by the warranty, and wanted to charge us double, almost triple, what it should have cost. Then AHS makes it practically impossible to get a second opinion that is covered by the warranty. Have a reputable company out to look at the unit and the problem was diagnosed as mechanical, which should be covered under warranty. However, AHS won't respect that HVAC contractors diagnosis because they are out of the AHS network. This is a pretty useless home warranty.
Thanks for sharing your warranty experience. I apologize for the inconvenience we've caused you. My name is Stacy and I've emailed you as I would like to speak to you more about your claim.

Submitting a claim has been okay with American Home Shield. The first time Ace Heating & Cooling came out, we told them that we heard the fan on top of the outside unit seize. It started making some noise and we went over there to see what it was doing. It got slower and slower and then made the noises. So, the contractor changed a couple of relays and said, "No, your fan is good. It's coming on now" -- but, I think it had to get hot to start doing that. Then, that same night after he left, it did the same thing again. I do not feel like they listened to what we were trying to tell that we heard the first time. The guy could have got it fixed the first time. But, they came back out and fixed it, and it has been fine since. Overall, it was okay.

Our refrigerator is 57 degrees F!
I have called daily to AHS; their call center is in the Philippines and you cannot to speak with anyone at AHS in the states. American Home Shield is a complete SCAM. Good business model. Repair people are paid by the insured, but if you really need an appliance, you are kept on hold for hours and your item will never be fixed. The guy from Rush Heating and Cooling was here probably 15 minutes tops the first time he came out. The day he came out and went in the basement, I told him the unit is not getting cold. We turned it on 2 or 3 days before. He came back outside to the unit, opened it up and turned everything off in the basement. He cleaned the unit out and changed out something. Once he did that, he said I should be good. He left and that night, the unit never got cool. I called Rush back and they told me to call American Home Shield to set something up for them to come out. Then the guy came out and he was more thorough this time. He probably had more job to do the first day he came. I took him straight to the line and told him it was freezing. He cleaned that line out and everything was good after that. He was very courteous. As soon as he walked in, he took his shoes off. He was also very professional.
My mother-in-law introduced me to American Home Shield. I never deal with them unless I talk to somebody live. I've had problems with them in the past because they have made me pay for things and I didn't think it was how the warranty went. With the AC this time, when I didn’t have to pay for anything, it was like a breath of fresh air. I thought this is how this is supposed to be ever since I've been with the company.

My nephew’s wife has AHS. She was happy with them. So I followed her. My recent claim with AHS was for a tankless water heater. It was a little bit more difficult than if it would have just been a regular water heater. The contractor had to get on the phone with somebody else to get it straightened out. Then, since the unit was a whole six years old, it was obsolete, they just had to replace it. I was without hot water for about three and a half weeks. It was shipped really fast and they had to figure out what the problem was. They had to ask American Home Shield if it was okay if they replace it or not, and then they had to wait and they asked me if it was okay if they charge me $489 because it wasn’t the exact same thing that I had before, so they had to move some pipes.
The fellow that they sent out from Plumb Genius was super nice. He called a lot of times and apologized for it taking so long. When I asked that guy how much a new water heater would cost, he told me it was gonna be like $1,600. So, it ended up costing me 589 versus I would still have to pay that money to get the thing rearranged plus a plumber. It would cost me $100 to come out to see it. I would have spent over $2,100. So 589 was much better than 2,100.

You have to wait about 15, 20 minutes. There are so many different warranties out now. No one knows who the best one is. So, if Home Shield could lower their prices a bit, it would help them get more consumers involved with them.

My garage door wasn't moving at all. I submitted a claim through American Home Shield's app on my phone and it was very easy to use. Thus far, AHS has always sent me a text or an email telling me who the attending contractor is gonna be and how much time would pass before they contact me. Plus, there's usually a phone number I can call to contact the contractor right away if I want to. For my recent claim, their contractor Garages R Us provided outstanding service. I’ve had different companies prior to going with American Home Shield and they weren’t as responsive or as efficient. I’ve been very satisfied with American Home Shield.

I prefer to submit claims with Home Shield online. When you call, you may get on hold and you can’t control how long that phone call is gonna take but it seems to work better if you go online. It's easier and it's so much faster. You get the phone call and the texts back letting you know everything you need to know very quick. If you don’t like the company that they selected, you can switch. If you know of a company that they work with and that you like and trust, they let you use that company. Every time we’ve had to use them for anything, it’s pretty much right there. We only pay $75 and it’s been pretty good for us. I hear people complain about Home Shield once. They're paying that money and they don’t use it. But when it’s a home, you’re gonna need repairs. It’s a comfort thing for us.
I put in a request for hot water heater replacement. But at first, Home Shield was thinking that maybe it wasn’t heating and it may be something simple. A gentleman from Service Contractors Plumbing came out the first time and he said something was just not lit. A couple of days go by and the water wasn’t heating again. Those guys came back out and looked at it again. He said that it would need to be replaced.
Home Shield called me and explained the whole process, what they would cover and what they wouldn't. It's 15 years old and there are certain things that have to be added because it’s a different time. There are certain add-ons needed that they don't cover, but they explained everything very well to me. They let me know what my out of pocket would be versus theirs. It went pretty well. The guys came out and they replaced everything. The city had to come out to do their check because it’s hot water heater and everything went pretty good. It was kinda a seamless process. Home Shield has always been like that with us. They've always been good for my family.

American Home Shield was very timely and courteous. I called them on a Sunday, midafternoon. By Sunday afternoon, I had appointments for someone to come out. The contractor was out by Wednesday. It took about a total of seven days for everything, from start to finish. If you put my stovetop's element on low, it will, all of a sudden, become high. The contractor came in, looked at it, figured that the knobs needed to be replaced, and ordered. He then came back and put the knobs in.

There was a broken component in the cooling portion in the evaporative cooler in the attic and when the contractor did their parts search, they could not find any manufacturer that manufactured the component parts. Their solution was to replace the unit. AHS had to pay a portion and I had to pay a portion. The process of filing my claim was very simple. Kingwood Air Solutions did their write-up and sent it off to AHS, then I had a very brief phone call with AHS. They sent me an email that said what portion they were paying and what the portion I had to pay for the resolution. AHS does a good job with repairs, but when a unit has to be replaced, the homeowner is responsible for a significant chunk of the replacement cost.

The air condition in the upstairs of my house was put in in July of 2018, but we've constantly had an issue with it. The unit is in a closet right above my kitchen and it has a PVC line that goes from the pan that catches all the condensation from our AC and goes into the sewer system. We have a device that the AC people had put on those pipes. If the line would ever get clogged up, it automatically shuts off our air condition, so that it doesn't continue to overflow the pan and keep coming down to the kitchen. Each year or twice a year, whenever it's really hot or it's raining a whole lot, the air condition pan would leak into the ceiling of our kitchen.
I've already fixed the ceiling twice and every time we call, we have an air condition man come out, which was never L & W (the company that installed the air condition to begin with). Whenever they would come out, they'd mess with the PVC pipes. The last person that had been here was a very nice man from Lanier Air Condition and Heating. He said he didn't how they had the drain line hooked up there and that something was not right with it. He adjusted it and blew it out to make sure that it was clear. The Thursday before Memorial Day weekend, my air conditioner started leaking into my kitchen again. To me, it seemed that the plumbing must've been backed up but what was happening was that the device that was supposed to automatically shut off our air condition didn't stop it.
I went to the cleanout that's closest to my house, and when I opened that up, I saw that the water was clogged up all the way to the top. It wasn't draining, so we turned off the air condition manually and then I put in a call to American Home Shield saying that I had a stoppage. Strong River came out really quickly on Friday and the man that came, Mr. **, told me that he didn't know why my air condition was leaking. It was supposed to be Strong River Air Condition, AC and Heating, so I was under the impression that they were not only plumbers but they were AC people also. To me, it wasn't like my air condition was malfunctioning. I was thinking it was all part of this blocked sewer line.
When they started checking things out, they realized that the second cleanout was clogged up. It's near my property line that hooks the sewer line into the city sewage. We needed to get the city to come and use their Roto-Rooter thing or whatever they've got on a big truck to clean out the line that enters my sewer line into the city sewer line. With the pandemic and everything, the city was already closed. It was after 12 o'clock and nobody was going to be there on the weekend or on Monday. On Tuesday morning, after I had left several messages, I just went to our city hall and told them I was having this issue. They said that the machine that they use to clean that out was broken and they didn't know when the part was coming in to fix it.
There wasn't anything Strong River could do to help me until the city sewer line was unclogged. The city did come out though and just used what they call a rod. It wasn't going to cure the problem, but it was going to help alleviate some of the water in the sewer line. Finally, a week or so later, the city got the machine fixed, and they came out and cleared the line. Everything was cleared, but then the air condition kept leaking. The water was leaking down the wall and we had to put a bucket in the return air and keep throwing the water out to be able to use the unit upstairs because that's where all our bedrooms are. It was a frustrating thing.
Mr. ** told me to call him once the city had unclogged the line, so he could come and recheck the plumbing to make sure I didn't have any other stoppages and that granted all my toilets were flushing okay and the tubs were draining all right. I wasn't having any problems with that. It was just the air condition kept leaking. I called him on that Monday after the city had gotten the line free and he said he was going out of town the following day. He could be here on Wednesday instead. I said that it would be fine and that since we've been dealing with it all this time, we would just keep the bucket.
On Tuesday however, I decided to call American Home Shield and open up a ticket on the air condition. Because if this doesn't have anything to do with the stopped up plumbing issue, there has to be something wrong with the air condition. When I told American Home Shield about the situation I was in, the person who was taking my service call over the phone was very nice. He understood what I was telling him and got everything going. I told him that I wanted Strong River to be the service people to come back out on the air condition since they've been here, and they knew what was going on with my problem. The next thing I knew was I was getting a call from Chuck with the Lanier Air Condition place.
He told me he has been to my house before and he knew what I was talking about with the air condition line, so I said maybe AHS just decided to send him instead because he has been here the last time. To make a long story short, Strong River never came back because the plumbing was clear. The guy from Lanier came and he started checking everything out. As he looked further into what was going on with the air condition, he realized that the air condition and furnace had never been installed properly on the platform. It was leaning towards the right rear and the water was then running to that side of the pan and it was leaking down the wall, in the inside of the return air.
That was why it wasn't even getting water into the drain line, so I could shut the air condition down if it started leaking. It was ridiculous. This has been going on now since they put in the new air condition in 2018 and we kept blaming it on the plumbing. He told me he could fix it for me, but he had to call it in to American Home Shield and let them know what was going on. When he called them in, they said that this was not on under any kind of guarantee because this air condition was installed two years ago. The installation problem is not American Home Shield's fault or under their guarantee.
It was so unfair. How was a layperson supposed to know that their air condition unit wasn't installed properly by the company that got sent out by American Home Shield? They have also never been the company that was called back here whenever I complained that the air condition was dripping into my kitchen. After I got a phone call from somebody from American Home Shield, I explained this whole story to that person. She said she would see what she could do and she'll get back with me. I think she was trying to get in touch with the people that installed the new air condition unit, but nobody ever called me back.
I gave them four days to get back with me and when I didn't hear from anybody, over a weekend again, I asked Chuck how much he was going to charge to fix this thing. He told me he was only charging $162 and he said he had to get it lifted up and fix the platform level. I've paid $100 every time an air condition man has come out here only to not ever fix what was really wrong with it, so I told him we would just pay for it. I wrote Chuck a check which was 173.34 and he fixed the platform, plus a big gap on the right hand side next to the wall where the platform wasn't closed up all the way. All this time, for the last two years, it has been sucking air from our attic, which causes more condensation when it's really hot, so we kept getting this leaking coming down our ceiling in the kitchen.
When Chuck was leaving, he said American Home Shield was not letting him complete the job. I said, maybe they still got the ticket open because they're trying to get L & W to pay for it. The guy that comes isn't always the person or the subcompany that's going clear the problem. Strong River had a separate plumber that was going to come here and do the plumbing. Lanier Heat and Air Condition does what they say they do and Chuck comes out and works on air conditioners. Now, L & W was another one of those things. The man that owns it had a cousin or a nephew who came to install the air condition. That guy never came and looked to see if everything was okay.
The sad part about it was when the air condition was installed, we also paid $1,000 to put a new furnace at the same time. The air condition was going out and the furnace was just as old and we figured to just pay that ourselves. When they were finished installing it, they turned it on and had it running. It was noisy, but everything seemed to be fine. However, the guy wasn't out here 20 minutes when it started leaking into our kitchen. I had his cell phone number, so I hurried up and called him back. He turned around, came back, messed with the drain line and put the safety thing back on it. We figured it was fixed, so every other time that the air conditioner leaked down into the kitchen, we've always blamed it on the plumbing.
We never thought the air condition was not installed properly, but that was evidently the problem. It has been a little nightmare, but I'm happy that they found what the right problem has been all along. This was after three different air condition companies have been here and never figuring out the problem until this last time, when Chuck looked at it again. I can't blame him for coming this time and finally realizing what was wrong, but the claim was all the way back for two years ago and money has just been flying out the window. I've paid the $100 service charge for the plumbing being backed up when it wasn't even my fault as well. It was the city's fault with their cleanout.
Also, I kept thinking that the safety feature device that was supposed to turn my air condition off if my plumbing was ever backed up again never worked, but it never was going to work because my line wasn't clogged up. That device was put in when our air conditioning was leaking down into my kitchen really bad one time. I knew it was going to take a few days before we got anybody from American Home Shield who would come and work on the air condition, so I paid a local company not contracted with AHS. The man that came flushed out my unit because at the same time my plumbing was backed up. He flushed that drain line then he started me out with that safety feature on it.
Every house that we've ever had, we've had American Home Shield as our warranty. I'm used to all the phone calls, the holding and all that sort of thing, but I don't think we should have had to pay for this. I've been a customer of American Home Shield for over 30 years and most of the time, it's satisfactory. It takes a little battling sometimes though. I've had a bad situation with the stove in my kitchen and that went on forever. That was when Sears used to do the claims and I've had issues with them when they came here. A man had come out for our stove, because the oven wasn't coming on.
He diagnosed it as being a bad thermostat and when checking on the part, he said that it was no longer available. He then charged American Home Shield $190 something for doing absolutely nothing. I knew a lot about kitchen appliances because I worked for 15 years for my dad's service company and after looking online to see if I could find a replacement part, I found that there was a replacement for the thermostat. I went and bought it myself, but then the guy from Sears refused to install it because it wasn't their part. I have a $5,000 JennAir 48-inch range with the six burners and double ovens. With the part not being available, American Home Shield was only going to give me 600 to buy a new gas range.
The new gas range to put in the place of the one that I have now costs about $8,000. I ended up getting a whole other company, Stringer, to come and diagnose the unit. The issue ended up being the igniter was gone and not the thermostat. Also, the igniter that had been replaced on my stove by a prior Sears serviceman was not the right voltage to begin with. That was why my oven took forever to pre-heat and it finally went out. Stringer replaced it with the correct part, so my $5,000 stove is just working fine. However, I paid $400 for a thermostat which my stove didn't need. It also took so long trying to get somebody to install it for me that when I wanted to return it, I had to do a restocking fee.
The claim went on for at least a month. Did I have problems? Yup, I had problems with that, but I have my stove and I didn't have to spend $7,000 to replace what I had already. I was just out a few hundred dollars because American Home Shield ended up paying for the bill, which wasn't bad at all. With another claim, I think that the igniter was out on my dryer and I don't think it was the motor, but that same man from Sears condemned my dryer, which caused us to have to go buy a new one and you only get a certain amount of money to replace the dryer. We then had to chip in the balance of it as well. All in all, American Home Shield tries to rectify and keep customers happy, but with some of the things that have happened, I'm not completely satisfied.
I stay with American Home Shield because I live in an antebellum home. We have renovated it and put all new appliances in 11 years ago, but it's still an old house and things go out. My husband and I are into our late 60s now and I don't work anymore. He still works, but we don't have available funds to be able to have to replace a dishwasher, a stove or other different appliances like that, especially the air condition. We have a large air condition unit for the downstairs in our house (the upstairs unit was the one that we have had the issues with the leaking), and they have replaced it twice. If we would have had to pay for that air condition unit out of pocket, I'd much rather pay $600 as an insurance policy. We're also not that handy. There are a lot of things that might go wrong here and we need somebody to come and help us repair it.

American Home Shield sent out A Wisdom Electric and they did a great job. I had two items, where one of which the guy said he could not fix because it had been a faulty installation. When I bought the place, the ceiling fan in the garage was working, and then it did not. He said that he could not fix it because it was not up to code. So, it is still hanging out there. I would have loved to have had that thing fixed.
The other item, on the other hand, was a ceiling fan in the bedroom whose motor I could hear. He went inside and found that there was a small part that had to replaced. He had to stand on my bed, and he did not put a cloth over the bed, but he took his shoes off. He is from Russia, and I always like Russian repairman because they have had to do everything. My dishwasher died. I went online and submitted the claim on the American Home Shield website. It was easy to use. I initially was given a different contractor but they didn’t contact me. I tried calling them but there was no answer. Two weeks went by. They contacted me and said that they didn’t do service out in my area and that American Home Shield would be in touch. I waited another two weeks and I still didn’t hear anything, so I called in and that’s when they had Optimum Appliance come out. They did a good job. They came out quickly, too. The dishwasher is working perfectly now. It’s been worth having the AHS contract.

We’ve had Certified out a handful of times since we moved in and we’ve always had them come. They're really good and very thorough. They're coming for plumbing, but they're also checking our electrical. They look at all angles and they're really friendly too. I submit our claim to AHS online. Then typically, since we’re familiar with Certified now, we would just call Certified right after. But everything, we just did right through the internet.

AHS did reach out to me and wanted to make matters right after I wrote my review. The communication was not always very timely, but AHS did give us the option to have our own plumber, who we trust, fix our water heater at their expense. The fix was simple and straightforward - the anode rod needed to be replaced, and the water heater needed to be flushed well and properly. We appreciated this very much after the awful experience we had. However, our warranty expires in less than 3 months, and we will not be renewing it. We do not want to use AHS providers any longer than we have to.

(I apologize for this VERY long review. I want American Home Shield to have ALL this detail.) We used our American Home Shield home warranty service for the first time on June 5, 2020 for a hot water issue. We were getting hundreds, maybe thousands, of disgusting black chunks and bits in our bathtub every time we ran the hot water but not the cold water. I have been unable to use our only bathtub because I do not want to soak or bathe in all of this black debris. I later found we were getting the same chunks and bits in multiple bathroom sinks as well as in our shower when running the hot water.
American Home Shield assigned us a plumber for our hot water heater issue. When we looked up the reviews of this plumber, we were not thrilled. This was not a contractor that we would have chosen to use if we were paying for the service ourselves - we always use much higher quality contractors. But we remained hopeful that the plumber would be very knowledgeable and give us great service.
When I scheduled the appointment with the plumbing company, they had me describe the issue we were having. I described how there were hundreds, maybe thousands, of black chunks and bits in the bathtub each time I ran a bath. I told them how they felt rubbery and greasy, how they smeared like mascara, and how they stuck to the tub so badly that they were extremely difficult to clean off.
When the plumber showed up at our house, I took him to see the chunks and bits in the water in the bathtub. He looked at them only very quickly. I told him I had pulled out chunks from the tub earlier if he wanted to look at them close up. He didn't look at them and told me to “just throw them away”. He did verify that the chunks and bits weren't in the cold water supply.
The plumber then proceeded to the hot water heater. He looked over the outside of the heater for a little bit. Then without any further inspection he simply said we had debris in our hot water heater. He flushed the water heater halfway and told us to continue to flush it multiple times over the course of the next couple weeks to get the debris out. He even said we could flush it every day for a month, if we wanted to.
I was extremely frustrated that with very little time and investigation, the plumber told us the problem would be solved simply by flushing the water heater many times. Not only is it a huge waste of money to flush hot water down the drain regularly, but flushing the tank would not address the source of the debris - what issue was causing the debris in our water heater to begin with. When I questioned the plumber on this, he stated that the debris was from either the anode rod (a part in the water heater) or the lining of the water heater. When I pressed the plumber about doing something more than just flushing the water heater, he said his hands were tied and that American Home Shield wouldn't pay for our issue.
I believe the plumber was wrong about our coverage because, according to an email I received from American Home Shield about our water heater claim, we are covered for "Malfunctions due to normal wear and tear, rust or corrosion, or improper installation, repair or modification of the covered item, even if these items aren’t specifically covered under your contract" and "All components and parts, including tankless water heaters and circulation pumps."
I should also note that while the plumber was flushing our water heater, he made a big mess with the water - getting the concrete around the water heater so wet that the water seeped under a wall and onto carpeting. We, of course, had to take time out of our day to clean up after him. The plumber also told us that he was supposed to tell us a big spiel about all the things he touched in our house that we needed to disinfect due to COVID19. But he said he wasn't going to tell us since he had only been at a "safe" place before our appointment - an elderly care facility. As we know, elderly care facilities are huge hot spots for COVID19 - they are definitely not "safe" places. And because he didn't tell me what he touched, I had to take time out of my day to disinfect everything I thought he could have touched in our house.
I am extremely frustrated that this is how American Home Shield does business - that these are the kinds of contractors they use to do their warranty claims. I have no faith in the plumber we were sent, and I would have no faith in any other contractors American Home Shield uses after this experience. And now we are out the $75 service fee with literally no fixes done.
BTW - today on June 22, 2020, I consulted over the phone with our own plumber who we have great faith in. He believes the black chunks and bits in our hot water are magnesium from the magnesium anode rod in the hot water heater becoming so corroded that it is falling apart. He said we could remove the anode rod and flush the water heater well to get all the previous debris out. If there is sufficient room in our utilities room, the 3-4 foot anode rod could be replaced. If it is not replaced, the life of our water heater will be shorter because the lining of the water heater will corrode over time. If the anode rod is so corroded that it has fallen down into the water heater, he said the whole water heater would have to be replaced.
Thanks for sharing your warranty experience. I apologize for the inconvenience we've caused you. My name is Stacy and I've emailed you as I would like to speak to you more about your claim.

I have not seen any more poor service than this. They have never called me with updates. I have been treated like trash. My experience this time with them has been the most unsatisfying. I filed a claim for my AC unit last Tuesday. Someone from Myers Comfort Specialist come out and determined it was our compressor. An appointment was set up for Wednesday between 10am-2pm. The technician came out and "replaced" the compressor, in which I paid $345 out of pocket for. My husband and I noticed that our home was HOT Thursday morning, so we called Myers back. A technician was sent out Saturday morning. She came at 8am. Stated she would be back by 11am in the heat of the day to see what was going on. At 1:30pm she had not returned.
I called American Home Shield to update them because I'm concerned at this point. Not only is it my anniversary, but I have an one year old child as well. My home is 95 degrees. I was told there was nothing they could do. I had to contact Myers. Okay. I called Myers and spoke to a young lady with a disgusting and unprofessional attitude, who told me I had to wait, there was nothing she could do and it wasn't her problem. I explained to her we were expecting guest and I just needed an estimate time. She continued to be nasty and nonchalant.
At 3:45am, the technician returned and stated our compressor was "bad." My family and I had already lost a day of events and we were in a 95 degree house because we had to be there when the tech returned. I called American Home Shield back. Of course, they can do nothing about it. I was told the part store closed at 11am Saturday. NO one apologized for the inconvenience except Sabrina who works at Myers as a customer service representative. (I spoke to her after hours.) My family and I have been in a hotel for two nights at our expense. What an anniversary along with bad service and business! This morning I received a call stating we will be seen between 2:00 pm and 6:00 pm... ARE YOU SERIOUS????
I apologize for the inconvenience. My name is Stacy & I've just sent you an email to obtain more information about your experience & assist with unresolved issues. I look forward to speaking with you.

When the technician from Pamela’s Plumbing came and looked at my faucet, he bypassed the electrical battery box, put it in with straight from the faucet and he had the ability to touch it then. So it come on like it was before. But the touch going off was not available. He said that he needed a battery box and some more parts to it. He also told me I needed to call the company who I bought it from and to order a battery box. But the proper procedure would have been for him to take the information here, the model number and the faucet model and go back and order it. Then when the parts come in, they came and put in. But the contractor was very kind and they had no problem with the work. The technician did a good work here but they didn’t know how to follow up with things as far as completing the claim. To me, they're not how American Home Shield do business.
We have never had a problem with American Home Shield as far as following up on complaints or concerns. They are one of the best. If you have a home and you don’t have American Home Shield as your insurance coverage for appliances and plumbing of the house, then you are missing out on a great blessing. But everybody's really nice and they are making their best effort to help me and to do what's best for me. They really look forward to helping me and finding a way to help. As a customer, it feels really nice. Recently, I called them because there was a leak on a pipe that was falling in my basement. It was getting water in the area. A guy from H2O Maestro came to fix that and he noticed that the sump pumps were running consistently. The pump was stuck and it was not stopping and the backup pump was also damaged. He tried to fix them and see if he could repair them, but it was not possible so he had to replace them. He didn't have the pump with him so he had to call in and go to their shop and come back. He fixed it in one day.

I had just signed up with Home Shield a month or two prior. My insurance guy talked me into it. Normally, I would not have done that but I recently lost my husband. I thought that I don't need any other problems at the moment and that I better do this to cover myself for a while until things start to calm down in my life and we would go from there. It was a good thing I did because then, the ice maker decided it was gonna go out.
I paid the $400 in full and I figured I paid for the insurance and it covers all that but it didn’t. When I had to make a claim for the ice maker, they said I have to pay $100 for the contractor to come out. I paid the $100 and the guy from Kimbros came out and said my refrigerator is an LG and it needs to be fixed another way. He said he has to go back to the store. And they talked to my girlfriend who was at the house and they never called me and explained anything to me personally.
I told them that by the time I get off, they would probably be closed so if they want me to know anything, they would need to call me and let me know what's going on. I heard nothing. It was ridiculous. It took about another week and a half. They said I have to wait for parts. Then, I was there when they showed up to do the fixing and they didn't call ahead of time. They just showed up. But the service was great. It could have been a little bit better but it wasn't horrible. The unit is working and I'm happy about that.

I had a great experience with McCormick Mechanical. They were the contractor American Home Shield sent out for a claim I made. The gentleman who came out was professional and was on time. He knew exactly what he was doing. He was great at communicating everything that he was doing and how he was doing it as well as why he was doing it. He actually gave me some education on the three or four different coolants that are out there currently and what's coming around the corner. He made some recommendations.
He climbed all over the place and got into the attic. He borrowed and used my ladder because I customized it so it doesn’t bang anything. It's a safe ladder. He was great about everything. He kept his mask on and put the booties on. Some of the insulation dropped out of the ceiling in the attic space and he asked if I had a vacuum cleaner. I said yes and he said, “Let me clean this up for you.” I removed it and he cleaned it up. He also found some things that previous vendors had not, which was great. He showed me those. He wasn’t trying to upsell or anything. He did everything he should have done. I asked him for four of his cards just in case and I would definitely recommend it to my friends. I do that when I get a good experience so that when my neighbors and family ask me if I have a good HVAC guy, I would give them the card.
I generally make my claims online as it's a little easier. American Home Shield would say they received my request and that they would get back to me. They would then assign my claim to X vendor and that vendor should call me within two or three days. That’s pretty much what comes across in the email. Within two days, a company called me and asked, “What's a good day for you?” I said the soonest available and they gave me that. They were there ready to go and the tech was 15 minutes early.

My husband and I really like them because we've had three claims now, and they send someone right away. All we do is pay $75 and that's it. One time, it was very hot here. We were given three different companies along with Home Shield from our Realtor when we bought our house almost three years ago and their pamphlet was very easy to read. It gave everything that we needed to know compared to the other ones. We didn’t feel there were any kind of hidden fees. We were able to call in with Home Shield and they usually go ahead and get it done pretty quick. One time the air wasn’t cooling in the house and we thought that we were losing Freon. Abilene Comfort & Refrigeration determined that when the homeowner built the house, there was a missing piece. The tech said it looked like trash anyway, so it didn’t surprise him that it could have been thrown away. And then there was some kind of other coil that needed to be fixed. He figured out what it was, got it replaced, and he was fantastic.
The only problem that we had is when we called in to talk to somebody in customer service, sometimes we got people who were very hard to understand when we ask questions. I don’t know if Home Shield outsources to a different country or if they have people that speak a different language and that’s perfectly fine, except for, sometimes, it’s very hard for them to understand us, and us to understand them. The other thing that we don’t like is when we do have Freon, which everybody does this, they Home Shield would only pay $10 a gallon. And it’s hard sometimes to come up with the rest when you’re already paying $75 for the visit. But other than that, we really appreciate everything that they have done for us. I recommended them to anybody that comes around. I also recommended them to my sister and she has them now.

I called AHS and asked would they allow someone else to come out for a second opinion. They said that if the second contractor determined that it was the same issue, then I'd be charged another $100. I got somebody to come in to give me another opinion, which me $89. I called Myers and they told me that AHS denied my claim. When I called AHS several times, they said that somebody was supposed to call me back, but I haven't heard from anybody on why my claim was denied. I'm debating whether I keep them or drop them. AHS's reps are very courteous on the phone. I tell them what the problem is and they usually tell me who they’re gonna try to assign. The contractor would then call me and try to set up an appointment, which I gotta refer to the renter when the contractor would be around. It’s only once in a while that I get a contractor that’s not good. AHS could lower their price or they could add more stuff that they cover. I found out that they don’t cover windows on a house. I keep getting these bills in the mail. AHS would say I owe $88 and I’d call them to say that I paid the full amount. They'd tell me that they got it all straightened out. But this last one, they said that when I paid the full amount, they charged only $400 when I should’ve been charged $500. I just go with whatever they tell me the amount is. I asked them to tell me why they didn't charge me the proper amount. They gotta go to three or four people to try to figure it out.

He said currently the water heater is not capable of flushing, so they need to install some tool so we can flush it like every year to keep it functional. They didn’t fix that. When parts got ordered, they came quickly. My experience with them was good. Everything that AHS dealt with has been fine. The contractors were very informative and answered all my questions as much as I would be nagging them while they were doing their work. They showed up on time, if not, early for appointments. I have an open claim with American Home Shield. It's for my dryer. Sears came out and looked at it then ordered another barrel. My unit is supposed to be fixed this Friday and I had an appointment from 8:00 to 12:00. They had mentioned that the barrel should be delivered but it didn’t show up. I didn’t receive a call so I called Sears back on Friday morning to see what the story was. They told me that the appointment had been canceled because the part hadn’t come in. But nobody had relayed that to me. There was no follow-up communication to me about the delay and I had a schedule on my text from Sears for that time. I’m disappointed with that. I had taken off work to be at home waiting for someone to call me or tell me the status. I ended up figuring out the status, which is that the barrel is still on backorder. I’m kinda at a standstill right now. It has not been the best experience.

He said I have to submit another request because it was a different issue. And he was saying that he doesn’t get paid if he just comes out for a revisit. Also, he mentioned that I could go through another electrical service company. I felt like there was no desire to come back out and fix it. I went on the phone with Home Shield and asked them to send a different contractor. The only thing I have to say was the wait time on the phone is a long time. I waited for an hour on the phone.

Compared to other companies, I like better American Home Shield. It's pretty easy to submit a claim. When I need to talk to someone, with the COVID, I experience difficult waiting times on the phone. But most of the time, I use the website and it's pretty friendly and fast. The contractors they use follow through well also. I just want American Home Shield not to increase their rates every renewal because I've seen other companies with whom every time we renew, the rate goes up. American Home Shield has been able to maintain the same rate, at least for two consecutive years, and I appreciate that because I have pretty significant company addresses insured with American Home Shield.

I called Home Shield about a plumbing issue and they sent out a plumber. The plumber came back and said they didn't support my hot water heater. The plumber supposedly had contacted or referred to another organization and they did not contact me so I had to reach out to Home Shield to figure out who that was. They came out, eventually, and they said that they couldn't support that particular hot water heater as well. We spent $75 on a service and I ended up having to call a plumber from the outside and paid separately. I couldn't contact Home Shield. I would stay on the call for 30 minutes just trying to reach somebody. And I'm trying to cancel my service and I'm having a hard time doing that. I can't do it online.
They could have a better way to digitally allow a customer to cancel their subscription or be able to put in some type of comment or some call me back type of arrangement so we could speak. Calling their mainline number is not getting anywhere for anybody. Even the plumber service that was referred by Home Shield couldn't even contact them to get approval for our garbage disposal for our sink. We later learned that that was not covered or something and we couldn't call Home Shield to discuss with them. They continue to charge me monthly and I can't complain. I can't say anything and I can't challenge them. I can't even get my refund for the plumber that came out that didn't do any work.
I've been with Home Shield for maybe seven years and they've never been the greatest but it's been tolerable. It's been kind of a hit and miss. But this last time was an incredibly terrible service. I've gotten to the point where I can't tolerate it anymore. And I can't complain and their online portal doesn't give a way to really reflect what my thoughts are. I'm hoping that one day in the near future, I can cancel my subscription.

The contractors come within 24 hours. When there was a leak from a bathroom to the kitchen, DNB Plumbing told me that there was no water underneath but they couldn’t solve the problem. When I closed on the house, the Realtor ended up having the sellers buy me my first year with Home Shield. I used them a couple of times and had a great turnout with them. A few weeks ago, I called because it seemed like my AC wasn't cooling right. I had my house running at 70. World Class AC came out twice and they checked the main unit temperature and they said it's good. And they checked the Freon and said it's good. They're super nice and polite. But the tech never checked my coils on the AC unit and they were clogged, frozen, and broken. I had another AC company coming out because my unit was still not working. It flooded my house. The last AC guy just found out and now, I have to rip up all my living room floors and replace them. I had to cut walls out because of mold.
Also, I would like Home Shield's site to be able to let me choose more things without it charging me. My AC unit was leaking but I couldn't say it was leaking into the ducts that it's connected to. For me to put ductwork, I have to put in another claim instead of being able to put both. And I tried to call and I was on hold for 45 minutes. Twice, I got disconnected after a 45-minute hold and then had to call back with another 30 minutes for operator to pick up. I understand everything going on right now. It's just not as easy as picking up the phone and calling. I think I'm gonna be dealing with a lot of headaches after spending time on the phone and American Home Shield not wanting to fix this part of the problem. They want me to pay another claim a third time.

I was having some trouble with my fan. I called the 1-800 number of American Home Shield, paid the deductible and they dispatched someone out. The tech replaced the fan. The service provided was really good. They're professional and I didn't have any problems. They were definitely knowledgeable about what was going and fixed it relatively quickly. Everything is working fine and I haven't had any trouble.
I was telling my daughter before I had the ac fixed that on a day like today, when it's 90 degrees I used to have to have my unit on about higher than 72. And it would consistently run, run, run to keep the house cool. I've had it on 76 degrees since the day it was fixed. And it cuts off like it's supposed to. And 76 is very, very comfortable in here. So the ac is tremendously better.

Not a problem, Thursday my husband had to call the company to which we were told they were still waiting on approval to see if the refrigerator was covered. My husband called American home shield found out yes it was covered. Fast forward to three weeks later and we’re still waiting for service. When we called out to American home shield we were told we could not get another service Provider out here without having to pay another service fee. Customer service read from a script they don’t resolve issues and when you asked to speak to a supervisor nobody is available. I normally put in claims with Home Shield online and it's pretty easy. But whenever I do call, it’s usually long hold times. They could decrease their hold times or they could have a setup like some companies where you have the option to not have to sit on hold. They kinda put you in a queue and they call you back when your time comes up. Other than that, I’ve always had the items fixed anytime I’ve put in a claim. They’re pretty dependable in that regard. One time, my refrigerator stopped working and it was handled pretty well. I took two visits for it to get it fixed but I kinda understood that.

Before we got hooked up online, submitting a claim to American Home Shield was very difficult. We were on hold for an hour or two to get somebody. The first time I submitted a claim, I found out I got the wrong person. Now, we go online and tell their system what our problem is and that's quicker than before. AHS's contractors have come out pretty quickly for me. There was one day when we got worried because our toilet was plugged. Still, we found what the plug was and that issue got eliminated in a hurry.
Some time ago, their contractor, Quality Plumbing and Drain came out for my sump pump. That time, I found out that my sump pump was doing what it was supposed to do. I just didn't know it would be running that much. Apparently, we’re up enough on a hill and water comes down and fills up our thing. When it rains, it fills up even more. The sump pump would be running every 12 seconds. It scared me a little ‘cause I've never been with a sump pump before.
More recently, Quality came back again to take care of two of our issues. First, we had tried to hook up our washer and water was spraying out of the handles so we had to shut that back off. The tech had to do something to the handles so that water didn't squirt out of there. Secondly, we found out that someone never hooked up the train to our sink. We used it and the water dropped out. The gentleman who came out for Quality both times we've had them has done very well. He was punctual and he explained things to me. He was professional and very courteous.

We went through American Home Shield for a claim and they had someone come out. But they never ordered the part or they never sent it. We kept calling and went through seven weeks without our microwave. AHS then said we would start again and they sent out Busy Bee. It was wonderful and the microwave got taken care of within a week or two. The initial problem was the microwave would make a really loud noise. A part was ordered and the tech replaced it. We love them and the tech was great. They were very quick and efficient.
But the microwave is not working right. It's like every other day. It just did it this morning, as a matter of fact, and I got all the notes on it. We were about to call AHS to let them know that the microwave plate sometimes won't turn inside and it won't heat. The food or coffee cup would just sit there and it won't go off. And you can try to push it off but it won't stop. The only way you can get it to stop is to open the door. You'll then try again and it will work. There are other couple of problems with it that after we had finished and we take it out, we turn it off and take the food out then it'll start going again. There are odd things like that but these are the two main things that keep happening every few days. We've been so caught up with doing stuff that we keep forgetting to call AHS about it. This morning, I made a note to call and put it on the counter.
AHS' contractors have been great, kind, and careful. In fact, one fellow was so neat. We were supposed to keep our distance but we kept getting close. We just wanted to be a part of it. The tech did a thorough check, came up with the problem, and went right back and ordered up a part. He said they would set up and he would come out Tuesday. That was the Monday or Tuesday before. We were confident that was going to happen and the tech let us know when the part would in, he would be out and he would call when he got here. It was flawless and excellent service. I even wrote Busy Bee down and said we are gonna request it. For this experience, AHS wouldn't get back with us. They wouldn't help us much so it was at seven weeks. They did not take care of us well enough for this one. They just wouldn't respond. Although they helped us work through it and they tried different things, it was only a halfway thing.

I’ve been in my house since April 13th and there's a leak in my plumbing. I made a request and it was very easy other than the fact that American Home Shield has those drop-down menus where they had certain things one had to pick from. Someone could try to put information on it, but since I didn’t know where the leak was coming from (if it was leaking from the wall, the water heater or an appliance), I just tried to put it underneath the thing I thought was the closest. I also don't know how long the leak had been going on because there were three layers of tile and the water was underneath. When I started pulling apart the baseboard to put some tile down, that was when I noticed that it was wet behind my refrigerator. That’s where my water softener and my water heater is.
D & B Plumbing Service came out and they were very timely. They've been able to get out when I needed them to. There was a small pinhole leak in one of my pipes that was spraying out and the guy fixed it. I have another leak in there somewhere, so they are coming back out on Thursday to take a look and find out where it is. All in all, it was a very good experience. The plumber is very nice. They had some bad reviews on BBB, but he has done a really good job.

I had a plumbing claim with Home Shield and ASAP Plumbing Service came out. The man was very knowledgeable. He had to order the parts and it took about 10 days. I wish it would’ve gotten right away. The issue was not flooding the house or anything like that but I needed to wipe it down constantly and put a little bucket. Then, the tech came back and installed the part. Also, he was wearing a mask and he was keeping his distance. Everything has been working properly.
But I was so dissatisfied last year with Home Shield. My AC went out and they would send somebody. The contractor would fix it and the unit would give out in two days. And then I would have to wait for another appointment. They would send somebody out and they said they would fix it. It would last one day and it would go out. Also, every time I would call and say they are taking too long to fix it and I wanna talk to a manager, they would try their best not to connect me to a manager. They would say that they have to follow the procedure. And even then when I talk to a manager, they would just say they already have somebody coming over. They gave me the runaround.
It took three companies and it took them about three months. We were without AC and we had to use some of those electric window units. And the ones that the condensation builds up so we had to be dragging the unit to the shower to drain it with the hose. I just haven’t set myself to changing home warranty companies. But I don’t know which company to get and I’m holding on with these people because they already know my experience.

The claim submission process with American Home Shield was pretty easy. American Mechanical had somebody come out and look at the toilet. It was very, very old. American Home Shield has been all right, but their claims process is too time-consuming sometimes. We can submit the claim as quickly as we want to. But between the time the claim is accepted and the time someone is assigned to us, there can be quite a delay depending on who you are assigned to. In most cases, it looks like they only have one vendor in an area. So that, if one person says, “Hey, I cannot get there to fix your whatever for three days,” it would be nice if they defaulted to another one. Nevertheless, the contractor Airboss Mechanical did all right. They have been out a number of times -- unfortunately, air conditioners are a big thing in Florida.

I would recommend American Home Shield because it’s really good if something breaks down and you don’t have the money. You just pay one-time fee, which is great. I’ve been a customer for a long time. I call and speak to a customer service rep to submit claims and I haven't had any problems with them. Champs Heating came out and I got my air condition back up and running. But sometimes there’s a slow process when items need to be fixed. The contractors wouldn't have parts and it may be weeks and weeks. One time, my furnace went out in the wintertime and it was so cold. It was almost a month before they could fix it. American Home Shield gave me an opportunity and told me to buy two heaters. I purchased the two heaters and they repaid me my money but it took a long time and I had to contact them several times for that. If they can do things faster, customers will really be satisfied, especially in the wintertime.
Then there's another thing. I think the coverage says that when it comes to air conditioning, you can have three things on one service call. But when the service person comes out, sometimes, they're not concerned about the other products. They want you to submit a separate claim for each issue. But sometimes people don’t have the money for separate claims for each one. So American Home Shield is good to have when it comes to having your appliances taken care of as long as the contractors know what they're supposed to do and how they're supposed to do it.

AHS's cost keeps going up. However, filing claims with them has usually been an easy process and recently, they have been sending people more quickly. The quality of the work done has been good. When the toilet in my master bedroom wasn’t flushing, the technician came out and resolved it. I keep having issues with the toilet and when I asked a technician if I should replace my toilet, he advised not to because even though mine was older, it had fewer problems than some of the newer ones that he’d seen. Sometime last year, I had an electrical issue and I had to call them twice. The first time the technician made repairs, we thought it was fixed, but then less than 30 days later, the same problem occurred. On the second time, they sent two people. I talked to them about what was going on and then they determined that it was a different problem.

Last year, we had Sevier come out and they were supposed to have done work but it never lasted. I ended up spending $2,800 out of my own pocket on the air conditioner system. It stopped working and I went to AHS to request another service. They sent out another company. The contractor said Sevier never did this and that right. They eventually got it done and we got to the bottom of the problem but there were a few problems. The fix lasted less time than the original fix. The air conditioner kept leaking Freon. The contractor would come, I would pay the $125 for the call out and then I would end up having to pay for Freon, depending on what the market value was at that time.
Once the weather started to heat up, it happened again this year. It seems that we got to the bottom of it this time. I complained to Sevier and they sent Russell, a supervisor, out. He got to the bottom of it. He replaced the filter and pumped up the Freon and so far, it seems to be working. When I was going through all the trouble with the air conditioning, I worked with a lady called Danielle. I got in contact with her through social media and she was excellent. She called the company and got it all sorted. The air conditioner has been a pain but when used AHS for a broken washer, the service was flawless. The guy came out and said that the washer was too old. The part was ordered. Within an hour, I got a phone call that said, "Here's your buyer offer." I'm happy with AHS.

I have also had a claim for my dishwasher, a rekeying service, and the HVAC furnace. I wished, however, that the person who checked the furnace would have ran some test. He just stood and looked at it. As with the guy who did the dishwasher, on the other hand, I wished he would have done a little bit more too.
But, overall, American Home Shield has been good. I like the idea that the people seemed very professional, that the people that they bring seemed like they know what they are doing pretty much, which is very important to me because I am not a expert and I need to have someone to say, “It could be this, it could be that,” and then try to fix it like different vendors that they had come over to just that.

I had a home warranty with Home Shield for a whole year and then it lapsed. I called wanting to make sure we have coverage and they said it had expired two or three months prior and that I was sent an email. I renewed it and then about two months after that, I called them about my microwave. They asked if there was anything else that was not working properly and I told them my freezer wasn't freezing. It was working like a refrigerator. They said they would take a look at both items and they addressed them both. That was pretty cool. I was only looking to fix one item and they fixed two.
My last claim was there was something about the fan inside the freezer and it wasn’t blowing anymore. The unit was getting cold but it just wasn’t pushing out the cold air. I filed a claim with Home Shield and Accord came out. The guy was really good, very personable, respectful, efficient, and quick. It’s more than what I expected. I didn't know it would be so easy. I've been pleasantly surprised and very impressed with Home Shield's service so far.

When I went to turn the dishwasher on, it wouldn't power on. My husband went down to the breaker to see if it flipped. He turned the breaker off and turned it back on. I then hit the power button and the dishwasher got power to it, but it said to add salt. This dishwasher is not one that you add salt to. I tried to do the manual reset where you hold the on/off and the start for three seconds, and it wouldn't do anything.
When the Sears guy came out, he didn't really do anything with it. He sat on his knees, looked at his phone, and looked at the dishwasher. Then he looked underneath the thing to see where it was plugged in. I said that it was not plugged in underneath the sink. It was plugged in behind the unit. He asked if we checked to see if the breaker flipped. I said that that was the first thing my husband did.
He went back to looking at his phone and I thought, "Are you gonna take this thing out?" He then unscrewed the panel at the bottom of the dishwasher, but he did not pull the dishwasher out and didn't do anything to it. He then put the panel back on. He said that he gotta go out to his vehicle. He was out there for 20 minutes, then he cames and said that AHS was gonna call me in about 24 to 48 hours. He recommended that the dishwasher be replaced. His educated guess was that the control board where you hit the start button needed to be replaced.
I was taking notes and asked if he had the part number for the control board. He gave it to me. We're supply people and my husband found the parts breakdown for our specified dishwasher. The part number the contractor gave does not go to the model number of the dishwasher. I called back on the same day that Sears came out and asked if they could send somebody out. I would hate for them to spend money on something if the contractor has the wrong number. The lady' said that it was It's already out for replacement. I asked if somebody could call me back and she said no because he said that part number for the control board was not available.
I asked if somebody could call me back and she said that the supervisor will be in on Saturday. Nobody called on Saturday and nobody called on Sunday. I called back on Monday and it was so busy. They had the option to call you back and two hours later, the phone rings to let me know that somebody was coming on the line. I was told that I needed to talk to the appliance department. The person said that she was gonna transfer me over.
Two hours later, I'm on the phone and on hold. The person from the appliance department got on and said that we've already been approved for a replacement. I was said that I was trying to help them out because the part that would fix the dishwasher was only $110. Nobody wanted to listen to me. It turned out that I have to get a new dishwasher. They said that they were gonna send me the model and I said that I have a Bosch. They said they didn't deal with Bosch. They sent me the replacement they suggested, which was a KitchenAid. My appliances were black and theirs was stainless steel. I said that I didn't want that.
I did the research and said my other appliances were GE and that I'd look at a GE brand. I called back the next day with the different GE models that I would find acceptable. They said they didn't have those either. I was told that I was gonna have to go out on the market. I went to Home Depot and purchased the dishwasher. I then submitted the claim to be reimbursed for it. I had up to $915 and I paid $925 and the dishwasher will be delivered this Thursday. We've been without a dishwasher for almost a month.
I'm very dissatisfied with the whole Sears experience. I wouldn't recommend them to repair items. When we had a refrigerator and had a claim put in, they kept changing out the same part on the refrigerator. Every month, the refrigerator kept going out and AHS kept sending Sears. They said that with LG, it was Sears. I will refuse to purchase an LG appliance ever again. Because if I have to deal with Sears, I won't do it. Right now, I have a washer and dryer that are both LG. If it turns up with an error code and if it was something easy, I'm not calling AHS to have somebody come out.

I'm old and retired. If something like an icebox went out, I wouldn’t have to spend $1,500 for it because supposedly, if American Home Shield can’t fix it, they’ll replace it. The warranty is $50 a month, which is not terrible. That’s the main reason I got it. I've used AHS for about five times and I've been satisfied every time. All Appliance Parts did a simple fix on the icemaker. The tech took about 10 minutes.

Please be careful of this company, the worst service and they service out their repairs to a company that doesn't even look at the item and goes back and says it was the consumers fault so of course the item is not covered. I paid for this contract for 2 years and the first time I use it, it gets denied. I gave this company a second chance but again they disappoint. Please search around. Do not use this company.

We started a claim for the stove on 5/22 and I have called Home Shield, sometimes, three times a week. On 6/12, I was on the line and on hold from 1:08 to 3:40. On 6/18, I spoke with Mara and she assured me that she would not leave me hanging like all the others did. She said she would call me back and keep me informed but that didn’t happen. Seven calls I have made on this with people promising to take care of it and call me back. The people in the Philippines were telling me they can’t transfer my call. Also, I talked to an escalation team and they were gonna get it taken care of and refund my deductible. But they never called back.
This morning, I called at 7:15 and I got a girl named Kelly who is in Georgia and she was very nice. She put me on hold, called Sears, and told me that Sears has to call them for a replacement. They cannot email, because I spoke with Sears and they copied me on an email they had sent American Home Shield. This girl set up for Sears to come again Wednesday. And I’m gonna have the tech to call Home Shield while he is in my kitchen because he told me this is probably what would happen and to not let American Home Shield take advantage of me because this has been going on for a while. I've been with Home Shield for two years and I have steered people toward them. But one called and canceled because of this. The customer service was horrible.

We turned on the air and it would run okay for a while then it would go off. After making a claim, American Home Shield had Nova HVAC out. The tech got it on and it worked for about a week but it went off again. The tech seemed to think that it wasn't the air. He said that the air conditioner itself was in good condition and perhaps it was something to do with the electric. We thought he was gonna tell American Home Shield to send an electrician out but he didn't.
As a result, I called American Home Shield and I had to pay another service fee to have an electrician come out. That was another $100 after I had paid for the air conditioner. The rep said if the tech had told them that he thought it was another issue, we wouldn't have had to pay the additional 100. The electrician that came out wasn't sure what the problem was. Since the unit kept tripping, we asked him if could he change the fuse. He did that and he seemed to think it was maybe the air conditioner pump.
But we said we would just change the fuse because we had the yard light and also a backlight on the same fuse and it was still flickering. I asked him to check that and he did. He said something needed to be replaced on the light and that he would come back. But we haven't seen him since. That was last week. He told my husband that the top needed to be replaced. But when we called him back, he said they were waiting on American Home Shield to give them an approval. I asked if it could be this week to which he replied he was hoping as well. But it wasn't and we're in another week now. I haven't heard anything.
I've yet to call American Home Shield about this. I usually call them and they say the call is in queue and you have to stay on hold for about 15 minutes before you speak with anyone. It's so hard now to get in touch with them. American Home Shield needs to do a better job of following up. When people make a service call and pay the $100, they should stay in touch with the customer each step of the way and say, "Oh, okay. And they reported back that they visited on this day. Were you satisfied with that? Is it complete?" I have a renewal for them coming up but I'm not so sure now that I wanna renew with them because this electric thing is hanging out there.
Jacqueline,
Thanks for speaking with me to confirm we were able to resolve your issue. I have sent an email to you regarding your request. Please respond to that email at your earliest convenience.

Appliance Express had to come back for two or three times for my appliance issue. The guy did not have the part -- it was one of those things in life where you just could not carry all the parts. But, it eventually got done. When they came out to repair it once they got the actual piece, it took them three hours in one shot. Then they had to come back in another couple of hours, and came back at the end and wrapped it all up. The guy was very professional, and he knew what he was doing. He was courteous, too. They were very careful about coming in the house, and he cleaned up after he worked. They did a fine job. American Home Shield is fantastic, and I love it because I do not have to worry about any surprises -- they are taken care of. Also, AHS does not argue about it. They fix it and that is it. It is not like they would say that they do not cover that and that is not part of the warranty. So I like it. I will always be a member.

My air conditioner was running for about two days, then it wasn’t getting cold. I didn’t even call American Home Shield, I went on their website and set it up. They sent me an email back saying that they had gotten ahold of a service provider and that he would be getting ahold of me in 24 hours. The technician called and set up an appointment time when he would be here. He came out, looked at it and he said that the Freon was low. So, he went back to his truck, got some Freon and charged it up. The air conditioner has been working fine ever since. I purchased this house last year and the seller bought me a year’s coverage from American Home Shield. I renewed it again for another year. The home I bought is 20 years old and it has its original air conditioner, furnace and water heater. So, I was a little leery and I wanted some protection if something like that goes out. American Home Shield sent Georgia Boy Electric. The tech explained when he got here that the part of my garage door that was broken was not the part that was covered under my warranty, which was half expected. I wasn’t sure which part of the garage door opener are covered. And it was actually one of the balance cables that had gotten funky. He came and fixed it. He still finished the service with us to our satisfaction even though it wasn’t covered. We didn’t pay for it through American Home Shield. So I’m thinking about upgrading my plan here to cover a bit more.
But AHS had our AC fixed last summer. Everything so far has been very good. They’ve fixed everything they’ve come out for with the exception of a water heater, which was outside the range of service. The ceiling fan works and the leaking in my toilet. I’ve had success in electrical, plumbing and appliance repairs. Their contractors also came out and fixed my dryer.
Every contractor that we’ve been put in touch with has done an excellent job, and has been quick and polite. And they are elusive. I would never had found Georgia Boy Electric. It’s virtually unheard of on the internet. When you pull up the address on Google map it shows you an empty cornfield. It’s so strange. But the person who came out was perfectly polite. And he answered the call, and I got the updates via text. I like that I feel I’m still supporting small and local businesses. Most of the people who have come out have not been from large chains. So I appreciate that. I’m glad I’m supporting the local economy and not just some multi-billion dollar corporation. So, I’m super pleased with all the contractors that have been sent out.
AHS came as a recommendation from one of my roommates’ parents. So, this is a word-of-mouth meeting of business. It all is word-of-mouth. I was fretting about concerns of incoming storms when my roommate’s mom mentioned at dinner while we were visiting, “Well, don’t you have a home warranty?” And I was like, “No.” And she’s like, “Well, you should.” And not a week after my contract with AHS started the air conditioner went out. It was very fortuitous. I was able to get it fixed so quickly.

Having a home warranty is extremely important and I really appreciate everything that American Home Shield has been doing. All the contractors that have been sent out so far have been very professional and do a great job. I haven’t had a problem with any of them. I like who American Home Shield is working with. The guy that came out for our sink was fantastic. He was very professional. He fixed the problem very quickly. This is the fifth person I’ve had come out using American Home Shield, so it’s been really great.
The only thing that I’d do a little different is before the contractors come out, they should know what coverage we have. When they come out and don’t know what’s covered or not, they don’t know exactly what they can do. When the guy came out, he didn’t know certain electrical things were covered under the policy. It also seemed that each contractor that’s been out has said that they have to stay on hold for a long time with American Home Shield just to find out the coverage.

The first experience was very good. The faucet needed to be fixed and it was fixed very fast. But the second experience is the opposite. I placed the order on May 30th and according to Prime Plumbing Services, they ordered the parts. The parts came some days after but I called on the 17th and the parts had not arrived yet. I called last week and then they scheduled the day to do the fixing. It’s gonna be July 1st.
As of now, the issue is still not fixed and it’s not a complicated thing. I’m not an expert but this thing has taken more than a month. The bad thing with this is that I have not gotten any feedback at all – not from the plumber company and not from American Home Shield. I have to be calling all the time to get the status of my order. They collect the payment super quick but after that, it’s gone. You need to be doing your follow-up and your phone calls. One time, there was water coming out of the bottom of our toilet. It then started almost draining and water was coming up into the bathtub. I submitted a claim to AHS and their contractor A-1 Plumbing cleaned something out. We ended up having to do a recall on the claim and A-1 came out again and did the same thing they did the first time. Since they came out, the toilet has been working well. The techs who came were fabulous. They were very professional and knowledgeable. Everything went great.
Thank you for sharing your recent experience with us. We are happy that we were able to get the issue resolved for you. Our goal is to pair you with the best contractor that is knowledgeable and able to explain what is going on. We look forward to our continued business together. Have a good day.

I like the price compared to other Home Shield services and they’re pretty timely with getting people out. I do everything online when I file a claim and if I have to call, I get someone on the phone pretty quickly. And they send out some good companies. A guy even had to have my heater replaced and he was wonderful. My latest claim was for a refrigerator and the person that came out the first time told me misleading information. He told me that I had needed some Freon and I would have to go replace my refrigerator.
I was in the process of looking for another refrigerator but when the Sears guy came out, he said I didn’t need a new one. He showed me why I just had to have my coils cleaned. He said American Home Shield wouldn't approve it but he showed me how to do it and I did it with a vacuum cleaner. He even helped me pull out the refrigerator so I could do it. When I did that, he was correct. There was nothing wrong with my refrigerator. It’s working perfectly.

My tenant called about a toilet issue which she said had happened before. When they flush it, the water would come up and go down slowly. The guy across the street had come over and tried to plunge it, and it did go down. But then the toilet kept doing it. Patriot Plumbing came out and snaked it. It was in her son’s bathroom and the guy said maybe a toy went down there.
I like the website. When there's a claim, the tenant would text me and say what the issue is. Then I would submit the claim online. The only problem is that although the automatic payment is okay, taking the payment right away is not a good thing when the contractor doesn't go when they're supposed to or when the contractor gets there and doesn't find something. By then, I would have already submitted the claim. I would wanna cancel it but American Home Shield had already taken my money. I can understand if the payment comes out two or three days later but not when you're submitting a claim and the payment is already pending.
You can also never get through when you are trying to handle the properties. I'm waiting two hours to talk to somebody. They should be a little bit more accessible when a paying customer is trying to call and get through. In addition to that, why can’t I call somebody on a Saturday or Sunday and get something done? That's one way American Home Shield can set themselves apart from everybody else. If they can get a contractor that will work seven days a week, the prices could be higher but that would maximize their profit. American Home Shield can also increase the number of their contractors as far as reaching out to small businesses, like veteran-owned businesses.
I also have no clue why American Home Shield got 8 of my very old 10-year old numbers. Every time, I ask where they get the number from and they say it's in their database. I have three properties on there. All three should have the same billing address and they should have my number on there. I would normally tell the contractor to call the tenant as well.
I've been with American Home Shield for more than 10 years and it’s a plus having them because I got three properties with them. But there are some things that could be tweaked, like the payment method and the contractors they’re dealing with. Just recently, Neblett Construction went out to a property and my tenant was in Virginia without AC for three weeks. I don't know how they say they do AC but they went out there and American Home Shield never told me if the AC had low Freon, low pressure or high pressure. I didn’t know what was going on. But I know American Home Shield deals with a lot.

The washer was leaking. I went online to AHS, filled out the form, clicked washing machine and paid the 75 bucks. Their website is fine. It does the job. A little bit later, the contractor called me and said when he’d be over. He set his tools on my washing machine and left red streaks on them from his tools. He didn’t put a towel down. But as far as the service went, it was fine.

Had AHS for years and didn’t have complaints in the past but something changed within the last year. They rarely answer the phone, you’re on hold forever without a chance to call back, and they don’t answer messages within a timely manner (like 3 or more days). As I am writing this I have been on hold for nearly an hour. The past 3 contractors they have assigned us have horrific reviews online and when requesting a new one they said that they cannot switch. It seems like they’re trying to cut costs by having no customer service agents available and hiring the cheapest (and worst) technicians. Unfortunately will be looking into switching to a new provider.

I have been sending emails to their department without an answer. I am a realtor and a property manager that has many accounts and for some reason my personal information is mixed with my clients. Someone's Credit card is mixed with one of my properties. It is a mess and try to fix it. Expect a more than one hour hold. You need to add more personnel. This is unsatisfactory.

Horrible service! Would give it NO stars if possible. We had issues with our refrigerator and nothing. Initially reported in early May, American Home Shield has ignored us and we are still waiting for a new refrigerator to be delivered. As I'm writing this review, I've been on hold for status on our delivery for over TWO HOURS!!! It's like they want you to hang up or no further pursue the issue. American Home Shield came to pick up my old fridge and has not delivered new one. I strongly recommend another company for I more likely will be doing same thing and maybe file a police report. There is no communication with their subcontractors plus we were told by American Home Shield that WE are the ones the needed to contact delivery service. Overall unprofessional, unapologetic, and very irresponsible. My husband and I are very disappointed.
We do apologize for the delay in your service request. We would love to speak with you in terms of a resolution. My name is Robert and I will be assisting you further in this matter.

I placed a service call on June 4 2020 for my refrigerator not cooling properly. The GE service agent showed up on June 6 2020. The temperature on the fridge was 60 degrees. He checked a few things and said those things looked good. He told me to turn off the fridge for 48hrs and that should solve the problem. If it didn't then call and they will come back and change out some parts that he'll order. I did what he said and the problem remained. I called GE service and they said the parts are back ordered until almost end of the month for me to call AHS and see if they can escalate getting the parts or replace the refrigerator.
I called AHS (after two days of trying), Finally got someone who looked into it and said GE will come out on June 29, 2020 to replace the parts. Now keep in mind the timeline here. It will be about a month of not having a properly working refrigerator. I called AHS again to see if they could escalate and was told the best choice is to keep the June 29th appointment or call GE to escalate. So I'm having to call AHS and GE service to try and get this fixed. Meanwhile, I have had to throw away food and cannot buy groceries for obvious reasons so I'm having to buy food for each day. Who can live without a refrigerator for more than a day or two these days...This is so ridiculous and frustrating. Placing a service call with AHS is amazing and quick, but if you have a pending issue following up is not so easy. Very challenging. A very frustrated customer.
We do apologize for the delay in service. We would like to thank you for providing your experience with us. We would love to speak with you in terms of a resolution. My name is Robert and I will be assisting you further.

American Home Shield happily took my "membership fee" for several years. However, when I had a dryer begin overheating, they said it could not be fixed. They charged $60 for that service call, where the guy spent two minutes looking at it, said AHS would be in touch, and when I followed up, told me it was not worth fixing. And it was my tough luck.
The same thing happened when my Jenn-Air stove top needed to be fixed. The guy showed up, spent a couple minutes, and gave me the same song and dance. Finally, the central A/C unit south, and they said they would either give me $200 to put towards a new compressor, or not charge me the $60 service call. Come to find out if the contractors recommend the needed repair, AHS drops them like a bad habit. Eventually there was a class action suit against AHS, and it was settled out of court. We never saw a dime, and I do not know if anybody else did either. I would warn friend and enemy alike to avoid this company at all costs.

I requested the “Cash Out” and was told I can only get $720 as the Supervisor CANNOT offer that much. I requested to Speak to that Supervisor and was told that they would call me within 24 Hours. Well it is now 19 June and still no Supervisor has called me. I called every 2 days for a month requesting to speak to that Supervisor and was told “She will call you within 24 Hours“. I wrote everyone’s name down, employee ID numbers, dates and times. GO ELSEWHERE if you like your money and want actual Customer Service by a Company who stands behind their Services.

Home Shield stands behind their promotions. I've had Home Shield over the years in rentals and homes I've purchased. I've used them in the past and they have been responsive, and I've not had any major hassles with them over the years. The technician seemed to know what he was talking about. It ended up that my issue was not with the unit itself. The unit is working great. The vibration is in the wall. But Home Shield would not cover the required work so I had to pay out of my pocket back to Vail to get that done. But I'm satisfied. What counts is it doesn't vibrate anymore. That's what counts. I had a friend that had one of AHS' competitors and he filed a claim and he came up almost $1,000 short on what he needed out of his pocket. So I told him, "You didn't ask, but I told you Home Shield." He knows it all. Everybody ought to have a home warranty at least the first year of homeownership.

The garbage disposal started leaking water badly. The case cracked. Mr Rooter came out and it took the guy about 10 seconds to verify it. Then, it took him about 30 minutes in his car trying to get the insurance company to okay it. Once they did that, it took him about another 30 minutes to swap it out. He was also there in less than an hour after we called him, so that worked well. We had American Home Shield when we first got the house back in 2010 for about two years. And then we started again about two years ago. What I like about having them is that they can usually find somebody fast, and the most of it is that it costs me 100 bucks.

Technicians don't have to talk to you, but I'm a talker and he wasn't too personable. I really don't like that AHS tries to guide you to the online services. Everything was great with the contractor and the air conditioning looks wonderful. 95% of the service with American Home Shield has been fantastic. I'm pleased and I'll probably have it for another five years as long as I'm in the house. There are just some things that are tough and not necessarily explained but it's my fault for not knowing more about the insurance and how the warranty works. The issues that I've had would cost more to do everything that was needed in order for them to put something in rather than hiring someone and just having them put it in. Or I had an electricity problem and they were willing to fix it but it goes inside of the wall. So, I needed to cut open a hole in the wall to fix what was wrong with the switch. They wanted to fix it but the proximate costs are not really what the insurance suggested.

We've used them a couple of times to fix some issues with our appliances and it has been very easy and everyone that we've used so far has been very polite and nice. Everything went great with Sears. They were able to fix everything pretty quickly and the guy that came out stayed pretty much to himself, which was great to us. It took them about four weeks to get it completed 'cause they had to order some parts, but that was perfectly fine with us. Overall, I love AHS and I can't rave about them enough. My realtor purchased the first home warranty that I had and it wasn't any good. They kept messing up stuff. So, I called him and told him about it. He said he was gonna go online, look at ratings, and get me a new one. We canceled that warranty and got this one from American Home Shield. So far, my experience with them has been great and I'm very happy. Submitting claims has been very easy and for the recent issue I had, I did it online and had no problems. Then, someone called me and we got everything sent up. Everything went really smoothly and AHS handled my claim perfectly. The contractors had to order parts and I waited a week for them to get those in. Then they came back out and fixed the appliance with the problem. It's working perfectly now. So, my advice to those who are looking into getting a home warranty is to do the research and see the ratings before they purchase one.
