We had a couple of lights that weren't working and it was maybe a fuse issue. I submitted the claim on the online. That was the first claim I ever did. Home Shield is easy to use.

American Home Shield meets my needs, so it has been a good experience. Putting down a request is simple. But the frustrating part is if there's something that needs to be fixed, sometimes, it's more reasonable for you to buy the item rather than them to come and fix it. I rather they charge $50 more and then cover all the parts than having to deal with going back and forth on some of the items that they don't cover the parts. You also have to be patient 'cause you may not be able to get your problem fixed right away. It might take longer than you expected. My item is supposed to be delivered next week so I haven't received it yet. But if they have the item ready, it's a quick fix. So it varies on what the problem is.

My refrigerator quit working. The tech from DNG Appliance Services came out and spent a little time here. He diagnosed it, ordered a part, and came back the following week to put it in. The refrigerator has been working fine since. Other than that, when I called AHS with the problem, the process was pretty simple. And with this DNG, it was quick. When I had a problem last summer with my air conditioning, AHS sent somebody out here quickly, too. But they had to replace a compressor and it took about two weeks to get it repaired. We were right in the middle of a major heat spell and we sat here for two weeks with no air conditioning. And I kept calling and complaining about that. AHS should prevent that from happening.

The heating element in my dryer went out. AHS sent somebody out to fix it. It took a month for the tech to analyze the dryer and find what was wrong with it. It was another two weeks to order the parts. She fixed the problem and everything has been running great.

Submitting the claim with AHS was simple. I just went on the form, filled out a few things and it was scheduled. It was great. Even Sears, in particular, was great because they confirmed beforehand. They reminded me a couple of times leading up to the appointment. They kept me in the loop. They notified me they were on the way. The gentleman was wearing a mask when he showed up. He pretty much knew what the problem was the minute I described it to him. He had the part on the truck. He pulled the washing machine or the dryer out and replaced the part in less than 30 minutes. He gave me the opportunity to sweep up underneath while he had the machine out, which I thought was nice. I would recommend American Home Shield.

A tech from ES Heat and Air came out for a routine checked and everything was fine. American Home Shield has helped us with a couple of hot water heaters and we got an air conditioner. The other one went out and they put us in a new air conditioner. So, everything went fine. They should just make sure that when they send plumbers out, they don't try to gouge people. We've had experienced where the gentleman wanted to charge us $2,800. We've had already paid $1,600 just to have a shower head installed and a leak fixed. Then we turned around and we had another stoppage and they wanted to charge us $2,800 to redo that. It was ridiculous. You pay $75 a month, and then you got to turn around and pay the plumbers if they find something different. We might as well just not have American Home Shield if we get to continue to pay that kind of money once somebody comes out.
One time, we had some kind of plumbing issue and one plumber with the hot water heater told us this, and then another hot water plumber came out. We had to go and pay out of pocket to pay another plumber because the other plumber was telling us something totally different. So, we just went on to pay the money out of our pocket to get somebody else and just to see what was going on.
We've been with American Home Shield for a long time. It's just that we've had those experiences, and it's kind of scary to get a problem. They need to really check their contractors out to make sure their contractors are not trying to gouge people when they come out to do a job. They say, “Hey, what's this problem? What’s that problem?” Then you get somebody else in, and you find out they didn't tell you to the truth. I got a sister that had American Home Shield, and she said she didn't like them because they charge so much money. I like American Home Shield, though.

AHS's rep took my order right away and she assigned somebody to come. JL Maintenance's tech was very professional and he got the job done with my refrigerator that broke during the holidays. I'm very happy and I got my friend to join AHS. I gave her Home Shield's number so she could call. However, another tech called me and said that they were going to come and check my furnace to make sure it's in working order before I turn it on. He said he was from American Home Shield and that I could have my own person check the furnace if I wanted to. But, it would be best for his company to check so that in case something is wrong with it later on, I would be keeping up. They set an appointment and said they were gonna charge me $69 to come out. They never came.

We had some outlets that weren't working and the contractor changed out a light switch and fixed our bathroom fan. Not even a week later, we had our garage door break and I had to put in a request. But I needed it expedited because our door was bending and there wasn't an option online to reach that, so I had to call in. The gentleman that I spoke to was very nice but I could hardly understand him. So, it would be nice to be able to do it online, if possible, with all the options and not just have to do it when it's a simple basic request.
The repair guys were great. The young man was very speedy. He was quick and a super nice guy. He got everything fixed. We’ve been lucky we have been able to use AHS. But I just sent an email saying that we have to cancel. I'm about to lose my job. It is something that I don't know if we'd be able to get back into once I get another job but as of right now, we can't afford it. Still, it is something that I would definitely recommend, especially for anybody that's new to a new house.

I’ve called four times for the heater for the same issue. The same company comes to fix it and they say the same thing, that it's really old and emissions are going into the house because of the age and some leaks. But American Home Shield did not want to replace it. They were focused on fixing this little thing. With this last call that I made, the guy that came said this is beyond repair and it’s already been tinkered on several times. It’s a very old unit and they don't even make it anymore. He suggested that the company deem it irreparable. It took almost a week for that to be cleared out and get this stuff taken care of.
There were so many things that were not covered. AHS only covered the unit and didn't cover any service that had to do with replacing the units or any equipment that was needed to replace the unit, which I thought were also covered. AHS replaced the unit, which I am grateful for, but we had to come out of pocket like $3,000, which was unexpected. And they did not wanna give me any information on the unit. I asked five times what type of unit it was and which company was it by so that I can do research on it, see what we're getting or we're working with, and how much was the cost of the unit. To this day, they have not provided me with that information.
Also, a lot of times when I call, I have to call more than once. For this specific incident, I had to call several times because I was talking to someone and she did not want to give me in writing what the non-covered fees were and then, she hung up on me. She didn't call me back and I had to call again for the same situation to find out what's going on and why I was being charged different things. But there was this one lady who was very nice and she was able to help me.
Thanks for letting us know how everything is going so far. Taking care of our customers is the main goal here at AHS. I am glad that you were happy with your experience up to this point. We look forward to servicing you in the future as needed. Take Care.

I've been doing service requests on the website because the last time I tried to call, I was on hold for an hour and a half. My most recent visit was for my water heater not heating my water. The tech was great. He came to the door with his mask on. He waited for me to open the door. He had these really cool little things that slip on your shoes. So he didn't have to take his shoes off, but he didn't wear his outside shoes in my house either. It was kind of like a snow shoe, but instead of having any openings, it was like a whole plastic. It was like a sled for each shoe. He was really nice.
I explained to him what was happening with the water heater and he asked me if I'd done anything to it. We have gas heat, so the water heater is connected to the gas. I let him know that that my husband checked the pilot light. He said okay and went to look at it. He was only there for about 20 minutes, and he said something about coupling and that there was some rust or build up. He cleaned up whatever the problem was and put it back together, and then it was fine. The water heater is working great. The water gets hot so much faster than it did before. So whatever he did, it was great.
In the middle of the summer, we had someone come out for our AC because the fan wasn't spinning. They replaced the motor for the fan and the unit sitting outside. We also had someone come and take a look at our washer and dryer. They were making crazy noises. But they let us know that the sounds are cosmetic because they still work. They're just really loud. They said the warranty didn't cover them, but if we wanted to pay out of pocket for the repairs, it was gonna be $200. But it's gonna be cheaper if we just wait for it to fail, and then worry about taking it from there, and the guy was really nice about it.
The other thing we had was when we had some trouble with a light switch. We have a light that's on the stairwell and there are three light switches off of it because it's like the landing staircase. So the light switches didn't work correctly with each other. We had an electrician come out and fix that, and it was done in 10 minutes. It was really fast.
We paid American Home Shield $750 for the year and it seemed kind of hefty at the time. Then it's $100 for every visit. But so far, it's definitely been worth the investment. We're getting our money out of it. The only thing that I had issue with was being on the phone so long. But that was more because we're in the middle of COVID than anything else. Because the first time I called, I didn't have any issue. I got ahold of someone in about 15 minutes. Everything's been really fast and everyone has been really professional. The service has been quick. I asked for a service on a Friday afternoon once, and I got a call Saturday from the vendor person, and then they came on Monday.

We have front lights on either side of the garage and they have been seasonally working at a very random pace. It wasn't a bulb issue, but sometimes they would be out for all winter, and then they would come on in the summer. A couple weeks ago, one of them went out, so I called AHS. The gentleman who came out was Dwayne. It took him a minute to figure out where the wiring was and what the problem was. But once he did, he fixed it really, really quickly. Because I'm not handy, I kind of hung around and asked a bunch of questions and he was very gracious to answer all my questions and he explained the process as he was doing it. I had another question unrelated to the problem we called about and he gave us a free opinion on that as well. I couldn't have been happier with the service that day.
So far, the times I've called American Home Shield has been great. I had another issue with my dishwasher and it entailed the plumber making several trips out here. But it was never an issue with American Home Shield. Everything worked fairly seamlessly for the one service price. The biggest thing that I'm a fan of is the online process and how quickly it works. I could fill out the claim online and typically get a text or an email in a few minutes. So far, I've been called the next day or that same day by a technician. I like the expedient way that they respond.

The garbage disposal motor was locked up. It was humming whenever we turned it on. We filed a claim and Calvert Plumbing contacted us. They inquired with my wife when she was available. They came in looking to try to fix the disposal and they noticed that it didn't even have a manual break free. Normally, the bottom of the disposal has a little Allen key that you can turn the inside or the motor manually. But it was an old model that it didn't have it and they couldn't get it to work so they had to replace it. American Home Shield has been the best home warranty company we've experienced using. They've been really seamless to work with.

The top of my washing machine would not close. I called AHS and they had somebody come out the next day. I submitted the request online, which was initially for an assessment. I had a drain pipe leak in my basement. I had had my sewers drilled out and after they did that, there was a leak coming from the cleanout cover on the drain pipe. The plumber had to come back for a second appointment and I didn't have to deal with any of that. They all took care of it outside of me, which was great.
The plumber was great. When he came out the first time, he explained everything he was doing. I asked him to try some other fixes before we went with a larger repair that I thought was going to be necessary. So he spent a good amount of time out here trying other things before deciding that we had to do the big replace-the-whole-drain-pipe thing. When he came back out later, he was similarly as helpful and spent all the time he needed here. I didn't feel like he was rushed or trying to get to the next job. I had a good experience with them. It was all resolved. I was able to clean everything up down there so I can easily see if there were any continuing issues and there are not.
At the very beginning, when I closed on the house, I had someone come out and rekey. I wasn't home when the technician came, but the experience through AHS was all just as positive. I’ve been very happy so far with them. If you're buying a new house, you should have a home warranty, and get the expensive one so it covers all your appliances, especially if they're old like mine. You can't trade that peace of mind for anything. It’s worth 800 bucks.

Our heating unit wasn't turning on. They techs came out and fixed it pretty quickly, so I was happy with the whole experience. I know it's tougher in the summer, but I must've caught them at a good time. The claims process of AHS was good as well. I prefer to call in my claims, but I know online gets the news and is the way to go nowadays. Other than that, if my AC unit goes out, I was told that they don't have a limit on what they'll pay. But their tendency is to repair rather than replace.

We had the young man who came out to look at my water tank and a gentleman came out for my furnace. Both were very good and honest. I told the gentleman, "Please, just let me know the good news first, and then tell me bad news later." He said, "Well, there's no bad news." So, that's good. Both of them were very explanatory and they said, "I can't speak for next year but this should be pretty good for you now. And this problem, you have 30 days to call back." I went, "Okay, thank you." And it worked just fine.
When I was younger, I was a bit smarter than this. I was able to fix the little things up. But one thing that my father told me, "Don't touch the furnace, don't touch electricity, and don't touch the plumbing, Nancy, and you'll be fine." "Okay, dad." And I always had him come down and look, but daddy's gone now. In here is just old houses. The things are in pretty good shape. It looks like the previous owners took very good care of the house. But the man said, "This is a pretty good thing. Down the road, you could replace it if necessary. Otherwise, you got no problem for the rest of the winter." I'm happy with that. They were very honest gentlemen. They didn't treat me like I was a dumb woman because I knew what I was doing, besides the fact they had to do it, my husband wasn't home. I love it. It was pretty good.
The first guy, Pro-Tech couldn't come. He was bombarded with people. Home Shield sent this other gentleman out. But they fixed the problem, they cleaned up a bit of the dust. And then, on the water tank at the bottom, there's this huge black piece of rubber. He said, "You got to wash it once in a while. It collects dust, and then it gets dust through the thermostat. Now I learned, so I'll do it and I won't have to call.
Last year, I had a gentleman come out for my furnace which is knocking like crazy now. I didn't know what the heck was going on. I thought it was a monkey with a wrench in there banging at it, driving me crazy. And he started laughing. He said, "No, no, when it starts to warm up, then it starts to do this." The other guy last year was for the air conditioning outside and he was good, too. He said, "Hey, this thing is ready to go, but we're not ready to have a funeral for it yet. Let it keep playing out until it happens." He fixed it up and it worked. And the other guy fixed the furnace and it worked. I told others, "Hey, if you're not young and have money, to replace something that could be fixed, then you know what, go for it. Otherwise, get these people because they're going to tell you the truth." And they did. I'm very happy with the company. $20-something a month.

The repair man who came out to fix the oven had recently fixed my dryer, so we were familiar with him. He's a very nice guy, and my pet loved him for some odd reason. He did what he needed to do and got out of there. The first time I used American Home Shield's website for a claim, it was a little difficult. Because I, for some reason, couldn't get it to work, and I had to call, but they talked me through it. It gets easier. I like that they asked for the model number, so the person who's coming out to repair already knows what model number and what issue they may be looking at.
The process is really easy. They take the money right out of your account so you don't have to worry about it. You know there's not going to be any money exchanged between you and the service person. So, that makes you feel a lot more comfortable because you don't worry about, “Do I need to tip?” They've already got their money and everything's good. So, I love that.
I've recently had two technicians out, and both of them were very clean. They came in, they asked if anyone in the house had COVID, and I told them, “No.” They cleaned up after themselves very nicely. There was a different gentleman who did my refrigerator, and he came in with his cleaning tools. I was thinking, “Wow, that's really neat.” I tell everybody at work about how easy American Home Shield is to use. I told a lady who was just about to buy a house that if they must buy a house, they absolutely need to get American Home Shield.

I felt the need to sign up for Consumer Affairs just to warn other unsuspecting homeowners from falling victim to the absolute scam that is American Home Shield. I just purchased my home and paid for the top of the line plan with AHS with all the bells and whistles. I had standard issues with light fixtures, bathroom exhaust fans and microwave in my home. My contract clearly states all components and parts are covers under my plan.
They make you wait 2 weeks for an incompetent random sub-contractor to arrive who cannot communicate properly, they show up with no parts take some pictures and you hear nothing back. I had to call to follow up with their "off-shore" customer service who can also not communicate properly to tell you that basic components are not covered and they can't do anything. When you ask to be escalated they make you wait an hour on hold and then disconnect you. They have the worst customer service I have ever experienced in my life and weasel out of every legitimate claim that is clearly stated as covered under your policy contact.
This company is actively scamming people and collecting premiums for coverage that they refuse to pay out claims for. If you like your sanity and not want to be ripped off and put on hold for hours on end without any recourse stay as far away from American Home Shield as possible. They are robbing people blind in bright daylight! I bought this policy because of Consumer Affairs recommendation and their seemingly great reviews, but in practice they are far from what they promise. The WORST home insurance scam you can buy.

I have been reading the reviews about AHS and hot water heater repairs... I am having the same issue with them not wanting to replace a non working water heater. I have paid the service fee of $100.00 TWICE because one of my calls for service was outside of the 60 day window....for the same issue. Today, I had the technician come out for the third time, and still no resolution. He is claiming that it is due to "water pressure"... I have lived here 3 years, there is no water pressure issue.... just poor coverage with AHS, and not giving authorization to fix the issue. I WILL NOT be renewing this home warranty with AHS.... not worth it. For what I paid for the warranty and the 2 service calls, I could have had the heater replaced by a REPUTABLE company...

The sump pump wasn't working and my basement was flooding. We called American Home Shield and the contractor they assigned couldn't come until Monday. We told AHS we couldn't wait because we were flooding. The lady who we talked to over the phone worked hard to find somebody to get out here, which was difficult. Everybody was flooding that day.
The Brick Street personnel they sent has great customer service. I asked him to walk around the back and he had no problem with it. He came prepared with the booties and he was ready to put them on when he stepped inside the door. He was very professional, very knowledgeable, and he walked me through what had happened. He was very articulate in bringing it down to my level to understand. There are a lot of things that are not presented to the customer and American Home Shield doesn't cover everything but it's somewhat a security blanket in case something happens.

My washing machine was having issues with not filling properly and making strange noises. Bay Appliance Repair was able to come out the same day. However, When calling American Home Shield, everything is automated. I can't get to a real person. There are options that they list that don't fit my criteria. Their automated system doesn't give me an option to say "if there's another option, push zero or hold on for a representative" and that's frustrating. It's the same way online.
The tech who came for my washing machine, Tom, was very professional, clean and respectful. He had a dialogue with me and asked how I was taking care of my machine. He went out of his way to explain things and give me tips maintenance-wise. He gave very helpful answers to all my questions and I didn't feel rushed in any way. I'm very satisfied with Bay Appliance's performance.
Thus far, my experience with AHS has been a positive one and it's something that you should consider if you have appliances that are a bit older than a couple of years. I chose AHS over other warranties for their guarantee. Other companies would void their warranty if a unit is 5 or 10 years old. For AHS, it doesn't matter what condition my unit is in for as long as it was working prior to me signing up.

We bought the house and set the Nest thermostats. We finally got it synced to our phones but it seemed like a blower was always running. So, I went up in the attic and it sounded like something up there was running. We made sure everything was off and there were no switches. So, we called American Home Shield and did a service request. Dealing with the tech was awesome. I showed him what we were hearing and showed him the Nest was off. We turn it on occasionally but this newer house stays well-insulated so it stays fairly nice in the house. He told me what was wrong and he weren’t here that long. I would recommend AHS.

We've had a couple of appliances that failed and American Home Shield has covered most of it. We pay for it and they provide us service. But in the long run, it works out. We had the tech from Carolina Appliance here before and he did a good job. The refrigerator was serviced in August and then the compressor went out this go around. All the manufacturing places had shut down. So parts aren't available. It's cheaper just to buy a new refrigerator. But even finding a replacement refrigerator took us about four days. They couldn't deliver the model we wanted till sometime in late January.
The customer service person we talked to told us what to do. There's a different number when you have to do a replacement. The new refrigerator just came in today. The delivery took almost two weeks. There was a difference in what American Home Shield covered and the actual cost of the replacement unit was. So we had an out of pocket about $600. But it's better than nothing.

The washing machine wasn't spinning. I called American Home Shield to get a claim going. It was very easy. They contacted Murphy’s, and Murphy’s called me. The first guy that came out was fine. He checked the machine out, figured out that it was a belt and they had to order the part. He left then he came back with a second guy a four days later because the machine's a stack and he needed help moving the machine. Plus, the older guy had a lot more experience and you could tell they were talking. The older was training the younger guy. But they were great.
I called one other time for the air conditioner. That was, in fact, the beginning of summer. A young guy came out and did a good job. The problem with American Home Shield is with dialing the Philippines. It’s an absolute nightmare when those guys and girls are trained over there to follow a script. They can’t think their way, they have no ability or information. The machine was out. So, I asked them if they could find somebody to come a little sooner. Rather than just trying to find somebody, they canceled the Murphy’s the first time.
I spoke to the girl at Murphy’s because they’re right near us, and she said, “No, no problem. I’ll hold the spot open. Just tell American Home." They had to send them another ticket. So, I called back and I get to Philippines again. “Oh, well, we can’t do that. We can’t do this.” “Well, put a supervisor on.” “Well, can't do this. We have to go through the…” I said, “Murphy’s is holding a spot. I mean, they have it. It’s there. They’re just waiting for you.” “Well, we can’t do this. We can’t do that. We can’t do…” The claim went through during the night, and Murphy's got it again. They came out that Friday. Murphy’s was great.

I had difficulties in the past with American Home Shield and it was somewhat related to COVID. It was very hard to get someone on the phone. But this last experience was quickly done. Sears came out to fix my washing machine. The appointment was scheduled very quickly and I was given a window and the tech arrived right at the very top of the window. He looked at the washing machine. He told me exactly what was wrong with it. He had the part in the car and he was gone within 15 minutes after that. It was great. This was the first time I ever had a very good experience with American Home Shield and I was very satisfied.
I prefer calling over the phone and getting someone to make sure it's gone through so that I can do it one time and one time only. When I called, I went through the automated part without actually speaking to someone and it said that my contract had expired. It had not, so that was why I chose to speak to someone. That person quickly verified that my contract was still in effect so something was a little wrong with the computer system there where it showed that it had expired on the automated line. But everything worked out fine and I was really surprised. American Home Shield's price keeps going up. The service fee went up along with the amount that they take out monthly. But I did see a big improvement in the service.

They can't seem to get them fixed and they don't care.
Hi David,

The HVAC people came out first, and they said there was some electrical issue. When an electrician came out, it was about two days later, he found a loose wire at the breaker. And he said sometimes from heat, they expand, contract, expand, contract, sometimes they are loosened. He tightened that up, but the problem still didn’t go away. It’s some problem with the unit. The unit is about 15 years old, and it really needs to be replaced. The HVAC guy came back out. It wasn’t showing any symptoms. As he said, “Your machine is like intermittent.” And then, maybe a day later, the guys said the thermostat needs power from RC1, which is a low voltage wire. Experience has been long. The bottom line is the unit needs to be replaced. Because it's old and there's only so much fixing you can do to a unit.
The unit has that R-22 Freon that you can't replace in a unit. The guy told me that the Freon at some point will run out. It may run out this year. It may run out next year. You just don't know. But when it runs out, then they won't have anything to put into units that are old, like the one I've got, if they have to use Freon. But I was satisfied with what the electrician did and and with the second guy who came out. At least he went up on the roof of the building to look at the unit. The first guy wouldn't even go up on the roof to look at the unit on it. He said that their insurance won’t allow them to go up on the roof. So, I couldn't argue with him about that. As far as Home Shield is concerned, the problem hasn’t been solved. But overall, it has been a good experience.

We had two parts of the house with no electricity. Sometimes it worked and sometimes it didn't. We didn't know what was wrong. They were responsive. It took about a day before they contacted me then another day for them to come so it was good. They looked at the breakers and at the installation. The guy found a glitch on the switch and fixed it. AHS is the real deal. They deliver on their claims. I bought two years’ worth of warranty and so far, they've taken care of both appliance issues that I've had. I'm happy with the fact that I haven't had to replace these appliances versus having them to do repair work. The first time was very difficult but that was more of a function of COVID. The contractor never was able to diagnose the problem from the beginnings so AHS was not able to approve anything. We had to pay to have another vendor come in to diagnose the problem. We reached out to AHS to say we got a third party that had told us what the issue was and I'm grateful AHS stepped up and took care of it after the fact.
We had another appliance break down just in the last month and the process from beginning to end was very straightforward. There's only been one provider in the local area that works with AHS that I would work with. CK Appliance repair is a top shelf company. In the time that we worked with AHS, we've worked with two providers and the other provider is terrible. They came in, looked at my refrigerator and knew exactly what the problem was. They went to submit the paperwork for it. AHS said that it was covered under manufacturer's warranty but that wasn't the case.

My AC stopped working and my experience with them was good. However, it's easy for anybody to get a contract with AHS. The only thing the person probably has to prove to AHS is that they are a legitimate business but it doesn't feel like professional people are coming in even if there's a sign on the side of the truck.

Our house is 100 years old this year. So when we were buying it, we were first-time homebuyers and it made sense for us in, our specific situation, to get American Home Shield. It has worked out favorably for our situation. We had somebody helpe us with our electrical and disposal, not to mention the work on our furnace that was just done. United Air Temp was very professional. They made sure that they didn't track anything in the house and they wore gloves and put coverings over their shoes. They knew what the issue was and they corrected it. They're my vendor of choice dealing with my air condition. Some of the other vendors that have come to my home have caused more problems that they had to come and correct.
I had World Class and they didn't correct the issue with the air conditioner. They had to come back and they said part of the problem was I needed new thermostats for the air conditioner. They put in one because there was only one unit that was giving me a problem. I paid for a second one, assuming that the second one would probably go bad. The thermostats that they sold me and the one that they installed were damaged. Somebody else had to be brought in and I was told that they do not use those particular thermostats anymore. I told AHS to not send Word class to my house anymore.
When I contact Home Shield, the process seems to go fairly well. The only issue that I had is that I've tried to explain to them that I'm very concerned about who they send over here. I tell them who I want and they end up sending somebody else. Then, these other people come in and we'd have some issues. This last one, there were some issues because a part had to be reordered and we had to make another appointment. It was very difficult to get the second appointment and I ended up canceling the whole thing. People should get a warranty if they have some products that they think are going bad. I took American Home Shield because my heating and air conditioning unit was over 23 years old. I knew that air condition and heating would go out soon. It went out this year. The ice maker on the refrigerator also went out. Appliance Install Repair came and they did a good job. It was the second time somebody came out. The first time they come for the icemaker, it took them over a month to come. They should have been a little bit faster because if it'd been the refrigerator, I really would have been in trouble. That aside, American Home Shield covered the claim.

We got back from a trip and we didn't have heat in the house. We submitted a claim with AHS and the process was super simple. As soon as I requested service, I got a text message back. And within five minutes, they had a company assigned. But it took two days for the servicer to be able to make it to my house to be able to repair the heating unit. They kept me updated though and I liked getting the text and that I didn't have to confirm. The tech was great, too. He wore a mask when he came in and he knew immediately what the issue was. And he was able to fix it. It was a quick fix, but he said he'd check something else to make sure it wasn't what caused the problem. So, he stopped what he was doing and he went a little above and beyond. It was a fuse, so he could have just replaced the fuse, but he said to let him me figure out why the fuse was blown.
Other than that, I've been in the home for 14 years, which was why I decided I needed a home warranty on it. But I don't know if I'm going to keep it because we just replaced all of our appliances. I pay $50 a month for it and I don't know if it's really worth the cost. But if I stopped and I went back to a home warranty company, it would be American Home Shield. I haven't had any issues with them. Also, I used to work in the real estate world and we used to refer them all the time. I would tell others that my experience with them was good and they were prompt. I've heard some horror stories on home warranties and maybe my claim was a simple fix. But I don't know if I might have a different opinion if it was something a little bit more detailed where they didn't have the part.

I have one open claim where the compressor on my air conditioner broke. It's still not fixed. But I'm working with someone at American Home Shield, so it's fine. It's not a big deal because it’s not the winter. It's not even their fault. At this point, they already approved the fix and I just gotta find someone to go and do it. American Home Shield has been fair about it all the time. So we love the service so far. It's all good. They've been very communicative all along. Super Rooter Plumbing came right in and even suggested a future maintenance that I should do on the system just to keep everything running smooth and clear. So, they were very professional. They were very informative in helping the homeowner to keep from having so many issues with the plumbing system. I like them. There is no difficulty with submitting claims with American Home Shield but the problem is the long wait on the line or nobody is available. Also, AHS could have an option on certain things that they will insure. It could be three different things that you could choose from or different things that you could have insured. Like one being all appliances, another one being all electrical or another one being a combination of electrical and appliance and plumbing.
If people read their policy, they would understand what's covered but it's a whole lot of information to have to read through. AHS knows that most of the time, people are not going to read through all of that initially. So, a lot of people get shocked by having to find out that something is not covered. If there was a way to better condense some of that information where people knew and understood what they were signing up for, and what they were and were not going to receive, that would probably be helpful too.

We have two systems in our home and that fee only covered one of the two systems. If a home has two systems, AHS should offer a reduced rate for the second system. They told us it would be another $75 so we chose not to have both systems checked. We probably would have if it had only been another $25.

Both techs were attentive and eager to solve the problem. They seemed to be very knowledgeable.
We did the claim over the phone but it's getting to the point where you got to have to wait an hour for American Home Shield to get to the phone. In this instance, I had to do that because none of the questions they were asking me were relevant to what my problem was. I had to do something else and put the phone on speaker. But overall, I like their service. They seem to be sending out good, qualified people. American Home Shield seemed to be a little bit less expensive than my previous provider and, from what I could gather through looking about, they're just as professional and efficient.

We had issues with American Home Shield when we had a claim for a dishwasher repair. The guys came in one time and they said it was out of warranty. We tried to call back two or three times and nobody was calling us back. Unfortunately, we had to write a comment on Yelp and then 20 minutes later, somebody called and we got everything fixed. This was on a different property and other than that, I've always recommended AHS to anybody who has a house or a condo. I've recommended AHS to a few of my friends because they don't know when this kind of sort of stuff might come along and they need the service. And when you don't have that protection, it's more costly and you don't know who you're getting to your house.
Most recently, we had an AC claim. It went pretty smooth and easy-peasy. The air conditioning people set the appointment for 1:00 to 5:00. The tech came around 4:00-ish with a helper. He called that he was at the front door and I let them in. I explained what the issue was and he asked where the upstairs ladder that goes to the roof is. He called me a couple of times to turn the heater and the air conditioning on and off. He knew what the problem was and told us there were a couple of parts that needed to be ordered.

Express Comfort and Heating came to figure out why my unit was not coming on. I've had this experience every year around this time and it appears that American Home Shield always sends Express Comfort and Heating out and they don't ever fix the job completely. A few days after Express Comfort and Heating left, we had the same issue. The gas company came and looked at the unit and realized that one of the restart buttons on the unit, which was not securely placed in the system was not connected. That was something that should have been detected when Express Comfort and Heating was out a few weeks ago.
The claims with American Home Shield are usually very timely and someone gets back to me right away. The technicians are pretty professional and they seem to be very conscious of being clean. The only problem I've ever had with them is that they never fix the problem completely. I've told American Home Shield about this but again, every year, I have an issue with that unit. American Home Shield keeps sending the same company out and me having the same experience multiple times.
If you are committed to the investment of your home then it's good to have some kind of home insurance policy that can come in, replace, and repair. However, I would caution to find a company that doesn't keep sending out the same company to repair because then it looks suspicious when they leave and you have the problem again. Then you have to pay another fee for them to either send the same company back out or you need to request another company, which you really shouldn't have to pay a separate fee if it was past the 30 days.
We do apologize for the inconvenience and your work was not properly done. It is not our intent to cause a difficult experience related to your repairs. We do appreciate you for sharing your experience, and allowing us assist. My name is Robert and I will be assisting you further.

I used to be with 2-10 years ago because they were recommended to us by a Realtor but they provided poor service. I started researching other providers and most of them do not have great ratings with Better Business Bureau. When I got to American Home Shield, even though the rating was a B or something like that, I thought the complaints on them were silly - somebody complaining because something's broken. Things break.
I went with them and what I liked the best is the monthly. If I want to make a change, I'm not roped in for the whole year. I paid for a warranty on both my rental property and our primary residence and the rates are reasonable. But that monthly rate has gone up over time and I never had any heads-up that it was changing other than seeing the change in my bill. Other than that, I've been so happy with the service. I don't really care that much for a few extra dollars we're paying per month.
We've used them a number of times over the last several months. Most recently was when our renters contacted us about a problem with the garage door on our rental property. I filed the claim and we had Adam from Diamond Garage Doors to do the service. He gave me a call because a spring needed to be replaced on the door and it wasn't covered by the warranty. He briefed me on what the cost would be and how that would work. I told him to go do it and they got it fixed that night. It was a quick service and they really communicated well. Then his supervisor called me to get the credit card number to pay the portion that was not covered by American Home Shield. It worked out great.

Why is it taking so long to get my furnace fixed. Initial request for service was 11/14/2020. AHS sent A&C Heating and Cooling out of Chesterfield Michigan on 11/16/2020. A&C diagnosed the problem as a cracked/blocked heat exchanger and sent their diagnosis on the 17th of November. A&C stated the furnace needs to be replaced. I called AHS on 11/18/2020 to find out the status of getting my furnace fixed as the temps are getting in the 20’s at night. At first the person I spoke to at AHS stated the contractor was waiting for furnace to be shipped. I then called AHS on the 19th which they stated the authorization was under review to call back tomorrow. I called on 11/20/2020 to ask the status which AHS stated that the authorization should be completed within 24/48 hours. I called back on 11/21/2020 and AHS stated again the contractor is waiting for the furnace to be shipped to call back tomorrow.
I have asked to speak to a supervisor multiple times during this process and am met with a supervisor will call me back. According to AHS they escalated my case and emailed the authorization department. I called AHS on 11/22/2020 to find out the status. Again I was told conflicting information. I called AHS on 11/23/2020 to find out the status and the representative told me that the contractor was waiting to pick up the furnace. They reached out to A&C Heating and Cooling to find out the status and of course they didn’t answer. I also left a message for the contractor to call me. They haven’t responded yet. I called AHS to see if the contractor called them back and I have been on hold now for 35 minutes. I have filed a complaint with the BBB and have reached out to the AAA to find out if this is normal business practices. Once I hear back I will update my review.

We purchased our warranty from American Home Shield upon the recommendation of our Real Estate Agent. Even though it's a newer property, he suggested the purchase just for the peace of mind of not having to worry about repairs. We found that on a weekend having the warranty did not help us. We returned to our home after a week away and we had no heat, the house was 30 degrees inside, and I was concerned our plumbing would freeze. I called AHS and the initial person I spoke to said he was unable to find anyone to do the repair before Monday. I let him know by that time we could be experiencing more significant repairs as the plumbing could start freezing.
He seemed very willing to help, but after being put on hold multiple times the line eventually went dead. I called back immediately, and got another representative. However, they were also unable to find anyone to do the repairs before Monday and asked that I hang on while working the issue. Eventually she stated that there was no one available and that someone would call me back within 4 hours with a status. The 4 hours came and went without a call, and it was now 8pm with my chances of finding anyone diminishing.
After more hours without a call, I finally gave up on AHS and called a 24 hour heating company I found online. This company came out and made the repair and we had heat again, thankfully before we started having water freezing issues in the plumbing. Obviously there were repair companies able to do the repair on a Saturday night, they just weren't any that AHS contacted to resolve the issue.
I waited until 10:00am Sunday morning before cancelling the service request through American Home Shield to see if I would have ever got the promised update, at that time still no call from AHS. If I had not called the service I found online I would have still been sitting 24 hours later without heat in the house, and chances are would have had plumbing freezing issues by that time.
I've reviewed my contract and am not finding anything specific about after-hours/weekend support, but can say from our experience our warranty did us no good in our situation, and we had the potential for serious issues if we had not found someone on our own quickly to remedy the situation. Sadly, my "one call help" to American Home Shield did not work for us, and we now paid a significant repair cost for a repair that should have been covered because I couldn't live without heat in Minnesota until "Monday morning".
Thanks for sharing your warranty experience. My name is Stacy and I have just sent you an email as I would like to contact you in an effort to assist with a resolution.

My experience submitting a claim with AHS was straightforward and easy to get everything claimed. The techs that came were in and out quickly. They took care of everything needed and were pretty prompt about it, not like some of the times where you get an eight-hour window and people come in and show up the ninth hour. Because of the age of our stove and everything that was wrong with it, when it was later reviewed, I was able to get a new stove. AHS has been good so far.

Things have worked out well with AHS, so far. The people that have come out have been very good and they've been responsive. The copay could be a little less, though. It could be $75, rather than 100 each time someone comes. But other than that, they're good. They recently sent out MS services for my heater and the tech did very well. She was very timely and she spent a fair amount of time. I got a thermostat and I'll just have to see if this one blows like the other eight have done. But she was helpful.

My hot water heater had some problems with it. It was leaking on the bottom. I called and reported the claim to American Home Shield. They sent me a notification that Maxey Plumbing was coming out, was going to contact me, and they did. They contacted me within the next day, and then they came out. The repair guys said it needed to be replaced. They were excellent. They came in, and they didn't create a mess. They took the heater out and drained it. They did an excellent, professional job. We have hot water now. I was satisfied with the experience. American Home Shield is good. You just have to be careful with certain contractors. I've had some in the past that I still have not had an issue fixed. They've been paid for, and I still have a problem. They just couldn't do the work. Couldn’t ask for a nicer guy to come out to your house. I don’t mind having him out anytime for my appliances.
Two months ago, in the same couple of weeks, my hot water heater went out, then my stove went out, then my dishwasher went out, and then my icebox went out, all almost at the same time. I use Home Shield quite often. They are wonderful. When it rains, it pours. It was hard to get out to buy new appliances. Home Shield fixed them. I didn’t have to replace anything except for the hot water heater. I've had them for many years. The only thing is it’s getting so expensive. And we’re retired and on a tight budget now. I know I'm not going to have a massive repair or, at least, I know what I'm going to be covered for. And in combination with a comprehensive homeowners insurance policy that has a deductible, that starts where your payment ends, it provides a pretty good blanket protection. I have Old Republic in my primary residence here in Arizona but to contact them, you're on hold for hours sometimes. I'll probably be going over the AHS.

I love American Home Shield. Every time I have a problem, they get someone out here and they fix it. I've had them since I've been here and by the end of next month, I will be here for 10 years and six months. When I moved in, my Realtor gifted it to me for a whole year. Once that was over with, I kept it. I've had my air conditioner done. My hot water heater went out on me. I've had a leak. They replaced my dryer for me too. I got a new dryer this summer. The claims submission process is good. I can either call or go online and submit it. I always call, but the last thing with the refrigerator, I went online and did it. The light that's supposed to come on when I opened the door my refrigerator didn't come on, but if I pulled up on the switch, it came on. The repair man came out and checked it. The switch was going bad. He ordered the part. Only a week had passed before he came out and replaced the switch. I’m satisfied.

I called in a claim for my oven. You raise it up, slow temperature down, try to cook again, and it would burn the bottom and not cook anything in the middle. If you changed it, it would bake but it would not bake in the time allotted. You have to do it another 30 minutes. Then it would burn the bottom. It was not working well. The tech came right in and started working on it immediately and doing the measuring.
He went outside, called Home Shield and said what needed to be done. They ordered the parts. He said the first available appointment we have was on October 30th, which was gonna be three or four weeks later. But as long as it was going to be here before Thanksgiving, I was okay with that. Another guy came to install everything. They replaced the thermometer in both the upper and lower part. They also replaced the motherboard. We had changed the calibration on it. They were very kind and fast. They didn't try to kill any time. They did their job. I was extremely pleased.
I used to have American Home Shield before when I lived in Texas and even then, it was very good. Then I bought a house and I had to replace the refrigerator in my first six months here. I would like to have more answers if American Home Shield could help me in replacing appliances before they break down. The house is probably 35 years old and I would like to remodel the kitchen. I wanted to put a new stove, a new microwave, and a new dishwasher and I asked the rep if they would help me pay for the appliances but she didn't have an answer.
The guy that AHS used to send me to service the old air condition never really fixed it. He told me it would take him a certain amount of time to fix the unit completely and for that amount of time, I could replace it with a new one. But I don't know what happened to that and I ended up paying $18,000 for the unit that I have right now. It was a big money for the air condition and I never got any help in any sense. I should have let them fall off and it's the only way that AHS can help me. Or if I replace it, the whole cost is on my own. Other than that, I'm really pleased with AHS. Ace Appliance was here recently and they're good people.

The guy came in and he sort of told us what was wrong with the gas furnace. The unit actually worked for one night and then the next day, it didn't work at all. So my husband called the technician again and he spoke to him. He said that it needs some sort of panel. Then we got some sort of message. My husband called Home Shield that it wouldn't be covered under our insurance. So our furnace still doesn't work. I don't understand exactly why it's not being covered. At least, I needed an explanation why it wasn't covered or repair. But I didn't get a satisfactory explanation from my husband, and I don't think he got a satisfactory explanation from the Home Shield person he spoke to. He said maybe because the furnace was too old. But that's not an excuse. The good thing was that they sent somebody right away. But we're not satisfied with Home Shield because they won't cover it.
I've had AHS on and off for many years. For the most part, they've done okay. Every time I place an order, I have to pay $125. But the service call for the furnace didn't fix the issue. When we turn it on, it doesn't spark or do something to turn on the furnace. So that panel needs to be replaced. When we called the technician back, he said he could do it for $800. But we're not paying that. They should send a letter showing why it wasn't covered and have some sort of appeal on their decision.

I had a claim about a leak from the bathroom that was leaking into the garage. The first people that came out allegedly tried to fix the problem but didn't. Approximately 30 days later, it started leaking again. I tried to reopen that claim but the rep I talked to said that he would have to get permission from the contractor. The rep kept saying I was gonna have to pay and that they would have to do an investigation. The first plumbers came but I didn't trust them because the lady was an apprentice. She wasn’t a plumber but her husband was. They fixed what they thought the problem was but they didn't seem intent on really searching for what the problem was.
When the representative I spoke to called the contractor back to tell them it was still messed up, they tried to find a reason to invalidate the claim altogether. They said it was the water pressure, which was not true. I had the house for a year and had a home inspection on it. I have no problems like that. It was a regular plumbing issue. I wasn't happy with the first people that came. Also, the contractor used my ladder and left it. They didn't clean up after themselves and they left my garage door open. They weren't good.
BB Lewis was the other contractor that came and fixed the problem. It ended up being a faucet in the tub and a switch behind where you turn the hot and cold water off that was leaking behind the wall. The second plumbers repaired it the right way and I haven't had any leaks since then. But I ended up having to pay two service fees for that one problem that didn’t get fixed the first time.
Also, the leak that happened before caused drywall damage. I talked to the other guy and asked if that was normal because it was not a water pressure issue. He was like, “Sometimes you have to get a second opinion because the first contractors don't get their $75.” They don't wanna fix anything. You have to have somebody come out and that was what pretty much happened. With the first contractor that came out, she looked at it and she said needed permission to cut open the drywall. When she came, I looked at it and they didn't do anything. I don't know if they said that just so American Home Shield could pay them to do something. Because they didn't cut open any drywall.
As for the second time, they didn't even cut open the drywall because they didn’t have to. The drywall already had a cut in it because probably years ago, somebody fixed something up there. There was already a hole in the garage. Right now, Everything seems to be fine. I haven't noticed any leaks. It's just the drywall is damaged. But I'll fix that.

I've called before and I've had an automated system tell me that I'm on hold, and my phone call spans within the next 60 to 70 minutes. That's where I've hung up and given up. Sometimes, it's within a couple of minutes. The recording tells you about how long it's gonna be and I've heard it well over an hour before. Then they find a contractor, a lot of times, while you're on the phone. If not, shortly after, you get a text message showing you who it is and they're contacted.

We wanted to see when we could get it fixed. Mr. Rooter came out and fixed it. We were all good there because everything was fine with that but I was asking them about the ceiling and they said they don't do the ceiling. I was gonna have to put in another claim. So, we did.
The lady said that the response has been canceled because AHS doesn't do secondary damage. It was from the same incident. I called because of the ceiling damage which was from a water leak that is not my fault. I could have fixed the pipe. Now, I've got a ceiling that's falling in. I've got a patch up there that needs to be replaced and I've got drywall on there that's two foot by two foot, which is dirt brown. When I submitted a claim with AHS, it was easy. But I had to sit on hold for two and a half hours and that was just to get to the representative. I was told that my appliance was unrepairable, so I was given a number to call to see about getting it replaced. And it took almost forever. I waited and waited, and I had my cell phone on. It took almost 3 hours to finally get somebody and when I did, I was given some information, then I ultimately got the replacement done last week. The tech from 48-Hour Pool came out and if you look at his card, it says, “We do it all.” And he did it all. The replacement was for the stove and microwave combination and he did the install. He was great.
But the replacement appears as if it may have been damaged out of the box. There are some dents in the corner of the microwave. I looked at microwaves yesterday in other places and there didn't appear to be any dents. The bottom of my microwave looks like it was damaged on either side. But I'm going to see if I can look at another one and see if I could make that determination. Still, AHS had nothing to do with this thing as it came out of the box. They've been responsive and I would recommend them. I'm working in a COVID type situation myself and in many instances, you can't get anybody because people are working remotely. The plumbing claim was fine. The guy was great. A couple months prior, our air conditioning went out. It was the upstairs unit and we had a team come and fix that. They noticed the downstairs unit was right next to it. They said, “We think you're going to have a problem here pretty soon.” But they wouldn't touch it. They said they were only paid to take care of one unit. They also said to put another service request and they'd come back and fix the other one too. I put in another service request but American Home Shield assigned a different company.
The guy said, “As old as your units are, what you need to do is have somebody come back once a year and do some maintenance.” I said, “That'll be great. I'll just put in a service request a year from now." He said, “You're gonna have to call American Home Shield because if we come, we can only do one at a time.” If you need something from American Home Shield, you just go online, put it in, they assign somebody, and they call you. I love the online process. That's very convenient. But if you need to call them to talk to them about anything or negotiate anything, you could spend an hour waiting for them to help you. Their phone system’s horrible.
The only other thing I don't like is somebody coming in and seeing a problem with both units, but only being allowed to service one. Then I have to do another $75 for a different company to come out to get the same service. What happens when these units leak and if they damaged my sheetrock? American Home Shield and State Farm don't pay for that. I have to pay thousands of dollars to get that repaired. I'd like to get my AC units serviced once a year but I don't want to have to call and spend an hour on the phone. I don't want to have to do two different service fees to have my upstairs and downstairs units serviced. This kind of thing has me scratching my head every year wondering whether American Home Shield is worth it or not.

They wore their masks and they waited for me to let them in. They explained everything while they were doing it which I appreciate. They went beyond what they were probably supposed to do.
When they were doing the diagnostic of what was wrong, they went through two different common things that caused that issue. They found out that it wasn't either of those. It ended up being the control and they turned out they had one. To be able to do it in one day was pretty impressive. I appreciate it too 'cause I know sometimes with the American Home Shield, the part has to be ordered first. But for some reason, the water will be hot then it will go cold. Then it'll go hot again. I had a couple of problems. Hot water was not running out of the tub faucet in the bathroom. The hot water was streaming out really low and then no water was coming out. Also, the piece that's in the back of the faucet in the bathroom sink was not working properly and I couldn't keep water in the sink. Then, downstairs in the kitchen, I have a sprayer and water was coming out the wrong way. The guy from ROD Plumbing was really good and professional. He wore a mask and he was clean. With the tub, he said he thought there was something stuck in there. He took off the hot water handle and he had a little tough time but he got it to come out properly. He turned the water on pressure and what was stuck came out and he put the handle back together.
When he went over to the sink, he looked under it and he told me that something was broken. He said that AHS probably wouldn’t cover to fix that piece because it wasn't a faucet. I told him it comes with the faucet. Everything comes in the same box. But he was not able to resolve that. He said that if I call the manufacturer, they can give me another piece. I agreed to do that but after he left, I realized I couldn't see a manufacturer's name on anything. To this day, I can't pull the lever and make the water stop up.
In the kitchen, there's a little silver piece right where the sprayer comes out and he tightened it. He explained to me that when I move the faucet back and forth, sometimes it gets loose. It was good. I really wish that he could have completed the sink, though. Now, I feel like if I call back, it will be another $100 and I don’t know if they're going to fix it. Also, I feel like it should have been covered. Other than that, in comparison to other plumbers that I have used over the years, in terms of professionalism, politeness, getting in here, and getting the job done, I give ROD really high marks. But over time, it just seems like AHS may have gotten really huge. The experience is very different today than it was five years ago. I have them on three properties that I have and I am looking at other companies, but I would like to keep them if they can improve the service.

The only thing was when I went to their website and filled out a claim form, the list of things I could choose from didn't describe the problem. He did very well. He was professional and polite as well. Now, my heater is performing well. Generally, American Home Shield is responsive and they’re good. However, I experienced repairs that I felt should be covered, but they were not.

He explained what the issue was. He left, ordered the supplies, came back the other day and took care of the stove. We're still waiting for our check for the money for the microwave but the experience was pleasant and easy. AHS is a much better than the other company that I had. We opened up a ticket with American Home Shield for a running toilet. Immediate Response responded immediately saying that they would have somebody here between 1:00 and 5:00. They called 30 minutes before they were going to show up. They got here and they did their testing. In a matter of 30 minutes, they called me back over and it was done. They shared what the issue was and what had been done. They tested the toilet several times to make sure that it was no longer leaking. I tested it myself.
Once I was good with it, they said that I just needed to fill out my paperwork. In a matter of less than an hour, they showed up and were gone. I couldn't get any better than that. The intake process of AHS is easy. I have never had any issues with the people that they have partnered with. I have never felt like I've been taken advantage of.

They came in, assessed the job to find out what the problem was, and they stayed on top of it until it got fixed. I had a service with a plumber to come out and I had the AC guy to come out before this. This is their second attempt to fix it, and they finally got it perfectly.

I responded to an offer that I had received from American Home Shield via email. It was a winter heating checkup for $75. The technician called when he was on the way. When he got here, he had on a mask and shoe covers which was very important to me. He was professional and explained everything that he was doing. He had to go outside to see the unit and he was here a little under an hour. Once he finished, he communicated through things to me. I was so impressed with the technician and the service that he provided. Even if not for American Home Shield, I would reach out to them, individually, outside of American Home Shield.
The thing I like most about American Home Shield is being able to handle everything online. Everything is automated. Once I log into my account and if I do have a claim, I send that information to them via the website and immediately I get text and email confirmations about who the vendor is and when I can expect them. It makes it extremely easy.

South Placer did one of those seasonal tune-ups that American Home Shield was advertising. The technician was very nice and friendly. I had some questions about replacing the filter and he was very open and receptive to my questions. He gave me the answers that I was looking for. So, it was a good experience. But yesterday, it was not.
My water heater leaked everywhere and I called AHS. They assigned me a vendor. I got an email saying who the person I would be working with and that they would be calling me back in a business day. If not, I should call them. I called and left messages. One time, the voicemail was full, I couldn't leave a message. So, I called again and left another message. I haven’t gotten a call back. So, I don’t know if I need to call American Home Shield back again and see if I can have somebody else help me with it. Thanksgiving is coming up, which means some people may not be working and I’m gonna be without hot water for I don't know how many days. But other than that, I’ve been very happy with AHS services. Every time I need something, they are always there.

We have an old furnace and a heat pump. It’ll use the heat pump to be able to heat until it gets down to a certain coldness. At that point, the auxiliary heat will kick in. It will burn the oil in the furnace and heat the house. We like it nice and cold so we set it at 62. It’d get real cold up in that time but we’d wake up and it’s like 55 degrees in the house. We would see that the thermostat would say auxiliary heat is on. But even if we adjusted it to try to be able to come on, it wouldn't do it. We'd turn it off and cycle it on. We couldn't get the furnace to engage so we put in the claim. The repair folks came out on the 3rd and wound up having in two pounds worth of freon. He thought that was what it needed to be able to energize the system with and to call if that didn't work.
He did a few different things inside the furnace itself and we thought that it might have been working. Sunday, we wound up having some issues with it then this morning, it’s still the same issue. I talked to him this morning and they're gonna come out first thing tomorrow morning. The guy was great. He was professional and friendly. He explained what he was doing and why he was doing it. He was real quick about getting on out. Whenever he left, it was working. He said the same thing. If it turns out this doesn't work, give them a call back and they'll go ahead and square that up.

We've had Home Shield since we purchased this house. This was our first experience with home warranty. But the people who we bought the house from, they were like, "Look, we've had AHS this whole time, it's been great. We highly recommend you keep it." Because it is an old house. It's as old as my husband. And I know he's having problems, so this house probably will too.
Most of the time, I submit claims online. When I do have to do a claim, it is very easy. I like the new feature. I was able to use the beta feature they have out where I could select my plumber. That was neat. There's a quick button once you log in, do a claim. It narrows it down to categories like, "Is it your appliances? Is it like something to do with plumbing, etcetera?” And there are lots of options. I was always able to find what I need. The online aspect of it is really nice because I don't like sitting and waiting on hold.
May Heating and Air recently came out because our heater wasn't heating. It was blowing cold air. They came out and my experience with them was good. He was able to make a fix right away. But for some reason, they had to come back out because it was working when he left. It's that time of the year down here in the Southeast. One minute, I need the heat, the next, I need the AC. A few days later when I needed the heat again, because I hadn't used it after he fixed it, it was blowing air again. The tech came out and assessed that what he did before fixed the problem, but then something else was out. It was something they called the limit switch. He showed me how to reset it until they could get the part in. But they ordered a part and they will come to put it in tomorrow to replace that switch that didn't work properly.
But so far, our experience with Home Shield has been good. Up until a few months ago, I was like, "I don't know if this is worth keeping. We don't use it all that much. It does cost us a monthly thing." And then here lately, I've had to do two claims. We had a backup in our plumbing and we just paid the deductible, somebody came out today and fixed that. We're happy that we have it. Do it.
I come from the backwoods of Tennessee and nobody in my family had ever done home warranty. My mom always thought it was overrated. I come from a family that always saved for hard times, but you never know when you're going to need to replace your entire furnace. Especially if you don't have a bunch of money sitting in your savings account, this is a really great value. Because you make small monthly investments to protect you for big things. And so far, so many things are covered with Home Shield. I find it hard to imagine that other home warranties are as inclusive. Home Shield covers my sump pump. I was surprised that they cover parts for our pool.

I had three issues. In my refrigerator, the freezer was kept freezing at the bottom. Then there was something about the top of the burner, and also the microwave. The first one that came out was nasty, condescending, rude, and disrespectful. He doesn't listen. He's a know-it-all. He fixed the refrigerator. He partly fixed the stove. Then he said there was nothing wrong with the microwave, that the microwave was supposed to sweat, even though I told him my microwave never sweated. He did nothing to the microwave. They have yet to do anything to my microwave because the first one claimed like that. I called back to make sure that the second person that came out was not him.
The second one was a lot more respectful. When he came in, I saw his demeanor and I had to readjust my attitude because I was thinking it would be the same negative energy, but luckily for me, it was the total opposite. He had a lot more time. He didn't seem like he was being rushed like the first one. He explained why the stove was doing what it was doing. He told me to google it and YouTube and see that what he was saying made sense. So he gave me a little bit of education, he was timely and very professional. The first one needed to go to whatever training the second one went to. I would definitely recommend AHS, I just wouldn't recommend their contractors. On a side note, my contract expires sometime next month or this month and I intend on renewing it with AHS. They're a pretty reliable and decent company.

The contractors have had a lot of trouble figuring out what the problem is with my AC and they’ve come out a lot. From that standpoint, I'm happy. My AC has had multiple issues. Sometimes when one thing has been fixed, that shows another thing, but that doesn't show up until a day or two later. I'm not down on the contractors though. Most people would say, “Gosh, they haven't found that in eight times,” but they have been doing multiple things. I'm not happy that the issue hasn't been resolved yet, but hopefully, it will be soon. They've learned that they need to get an electrician involved, so I'm still waiting for that. I haven't heard back from American Home Shield to see if that person has been assigned to me or not.
I typically submit service requests through the website and it's easy. However, I wish that there was a phone number that you could call sometimes to speak to someone easier. You just get caught up in voicemail hell and you can't get through to anybody. There are also some things that American Home Shield doesn't make clear are not covered in the beginning, such as when the first time they came out with the AC. I needed some coolant and they only pay $10 per pound. I had to pay the rest and it ended up costing me an additional $275. It was the same thing with a plumbing issue I had. They had to remove my toilet to get to the plumbing issue, and that also cost me an additional $275. It should be easier to find in the contract the things that are not covered or that are gonna cost me additional so that I'm not caught off-guard.

All the servicemen AHS has are fantastic. Kenneth Buggay Mechanical recently came out and they were very good. They didn't have a part so they went back, came back, and got the part done. The issue was fixed correctly. They did make me walk a bit which I would not have liked. I would have preferred them to just come into my room and tell me, “I’m leaving.” Every single time, they would yell from downstairs which is okay. It's better that way.
Some of the contractors have like a 60-day warranty while some of them have like a 30-day warranty. I would prefer that there is a placeholder in the work that they can put down their comments. I've had like 10 people walk in last year and it’s hard to remember which is 30 days and which 60 days. Also, AHS' website and phone service are so bad. It takes like three hours to get to someone. They could improve mainly on following up. I'm selling the house and for the termination of it, I was on calls for like three hours before I could get to the right department and speak to the right person.
Their phone service has a bug in it. It offers me to put the ZIP code and I put 30066 which is my ZIP code. It will repeat 30066 then tell me it's an invalid ZIP code. I gotta keep doing that over and over and over again. So then I have to pick the wrong choice. Then there again, you wait an hour then they put me into another department an hour then another department which is another hour. There is really no place to transfer service or terminate service right away.

The guy came and he said the big tension spring in our garage door wasn't covered. American Home Shield only covers the motor and the chain drives. So I went ahead and had them replace the spring because you can't open the thing if it's broken. The tech talked about what causes that and it was the rollers. We had the original rollers on both of our garage doors and he pointed out that the old rollers weren't working very well. It would slip out and cause a lot of tension on the spring as well as a lot of wear and tear on the motor. It made sense to me. So while he was there, I had him change the rollers out on both garage doors, but nothing was covered by American Home Shield. But the contract is pretty detailed. If you read the detail, it said it wasn't going to cover that. So we paid our $75 deductible for him to come here, and then we paid around $500 for the replacement of the spring and all the rollers on both garage doors.
When our air conditioner broke over the summer, we used American Home Shield to come repair it. We live in the Central Valley of California so it gets pretty hot. But it took a couple of days for the techs to show up and fix it. So a lot of times, if you got the time to get it fixed, they do a fine job. But sometimes, it takes two or three days. But we've had really great experiences where American Home Shield replaced appliances because they couldn't really find parts to fix them anymore. Any problem that we've had, we pretty much have had it resolved without being very painful. But my wife hates the queues you go when you're calling and you need to get to them quickly. Sometimes you're on there for an hour.

Trying to get ahold of anybody seemed like impossible. I called one day and then it would just ring and ring and ring. It wouldn't go anywhere. The next time I called, I ended up getting ahold of them. I tried getting ahold of the company through them and it was difficult for me at that point in time. Closing on a house and not knowing anything about any of it, and then I go to open my dishwasher and it didn't work. American Home Shield's automated service should have a quick option that goes right to connect you to the person that they sent out for us. Because I'd call and I’d just run into a dead end, and then it'd hang up on me. Then I gotta do the whole thing for another 20 minutes and go a different option.
American Home Shield was really quick to send out somebody. When I called them, they said somebody would be out in 48 hours and the tech did. But he said he couldn't work on the dishwasher because of their legal side of it. But it was nice that American Home Shield didn't charge me $75 for that guy. They were awesome in that aspect.
I didn't realize that there was a clause in the home warranty thing saying that any appliances under the age of one year can't be serviced because they're still under manufacturer warranty. So for somebody that has a newly remodeled home, I wouldn't suggest American Home Shield because everything is under a year old. But for somebody that had an older home and wanted to do it, I would recommend it. You can't beat 75 bucks to come out and look at the problem. Most people's service charges are around $100.

At first, the problem started out with an issue with the stove and American Home Shield sent the tech out on the 18th of November. The tech changed the bake igniter and then two days later, I had a carbon monoxide leak with the stove. I had called 911 and the fire department came out. I had a high level of carbon monoxide leak all upstairs, my bedroom, my daughter’s room, and in my living room. So we had to wait outside for a while so that the fire department could at least get the carbon monoxide air down. So once they were able to get it down to a normal state, they allowed us to come back into the house. But he told us to turn on my fans and open up the windows for like an hour.
After that, I called American Home Shield. They sent out a tech on the 23rd. He came out and he said he didn't see anything wrong with it. The fire department turned my gas off on the 23rd so I've been without a stove since. Since the 23rd of November, I've been going through this hassle with American Home Shield because the fire department told me that I needed the stove to be either repaired or replaced. American Home Shield felt that since the tech came out and he didn't see anything wrong with it, they were not going to do anything. So I filed for a fire department report. I’m allso going to write to their corporate office because this is ridiculous. We could have died from that.
I also had an issue with my refrigerator. American Home Shield sent a tech out. But when the tech came out, he said it didn’t have anything to do with American Home Shield and I had to call a plumber. So I had to pay a deductible of 100 with them and then had to pay a plumber to come just to replace a cord. Don't go to American Home Shield. Try to find someone else.

There were things that I didn’t even realize were covered till I happened to ask.
We were having issues with our kitchen lights tripping the circuit and something was going on with the garage door and our ceiling fan. Summer has now gone away so the ceiling fan really wasn't important. With $75 for each thing, we had some other priorities going on so we were gonna wait for the garage door. I waited two days but AHS never reached out to me. They took my $125. I asked for it back because the guy did not fix anything. The furnace, till this day, which is three weeks later, is still broken. After they sent out the KB people that most recently came out there, AHS wants me to sit there and pay $1,900 out of pocket for a furnace that's been installed in my house for five years that they installed that is now broken, and I'm not paying it. Their service sucks. I'm trying to get someone to cancel the other contract that I have with them, but they tell me there's nobody in their cancellation department for me to cancel my contract.
If you have an issue, and you call and you ask to speak to a supervisor, they say that they can't get to a supervisor because of COVID and then the supervisor has to call you back. I've called four times, so that’s every day, and they tell me a supervisor will call me back. Not one supervisor has called me back and today is now Friday.

I called AHS for my refrigerator. The process got complicated because they had to order a part. But the Caltech guy was great. He was very informative, professional and on time. He replaced a refrigerator filter and it's functioning perfectly as near as I can tell. He fixed the problem the first time.
Hi Chris,
Thank you for providing us with feedback about your AHS experience. We strive to provide you with prompt and professional service. We hope you continue to enjoy the coverage we provide!

Our dryer wasn't drying. We submitted a claim and AHS notified that the business would call and let me know when they would be out. A&M Valley Appliance Repair called and they were very professional. The dryer has been great since they've been out. AHS is great. My mother-in-law had it for years and she has been raving over it.

We had American Home Shield in the past at our previous residence and we had them for years. A majority of anything that we ever had problems with got addressed and got taken care of. There are some that took a little longer than normal but overall, claims typically got taken care of fairly quick. The service works but getting ahold of anybody that would be able to assist you in a timely manner is very difficult. I believe a majority of the people that I spoke with in the call centers don't work directly for AHS, so they don't know everything about them and how their policy works.
The title company was the one that started the policy for us this time and they didn't get the one that covered appliances and all that stuff. I called and the rep explained what happened. She said that they hadn't received payment yet for the overall, but it typically takes a few days. Then, she said it would be an additional $100 to pay for the upgraded service. I paid for it and got it taken care of. A day or two later, I called to do a rekey and when I was talking to them, they said I haven't made my payment yet so they couldn't do it. I reached out to the title company and they said they made the payment and the check was cashed. They called American Home Shield. My title company contacted me back and said AHS said they have it on file and gave me the account number. I called AS back and I talked to another person that had no clue what they were talking about. But the rekey went wonderfully.
Then, the dishwasher wouldn't start a cycle. Only a few of the buttons would work correctly. We were contacted by an appliance company and they scheduled an appointment. Their guy came out and he looked at it. He told me it needed a couple of different parts and that he would attempt to order the parts a week or so. He contacted me shortly afterward and said that the parts weren't available and that they would let American Home Shield know what was going on. He said to give them about 48 hours and then to contact them. When parts aren't available, they would replace the unit.
I called AHS a couple of days later and they said that they were still looking for the parts. They would try to exhaust all of their efforts to find the parts before replacing the dishwasher and I understood that. I waited a couple of days again and contacted them back, and somebody said that they weren't able to find the parts. It would be transferred over to their acquisitions place, the people that do the purchasing, and I would need to wait to hear from them.
I waited a little while for that and never heard from anybody. I contacted them again to find out where we are in trying to get everything taken care of. The person I spoke with said that they were still looking for parts and that the ticket’s not closed. I asked what is their normal timeframe before they stop looking, if they have a certain number of vendors they go through, and if there is a certain amount of days that this takes place. The rep couldn't answer any of my questions. When she answered the phone, she did it saying, “Thank you for calling your home warranty company.” I think it was a call center environment where they're answering phones for multiple places because she never identified American Home Shield when I was speaking with her. I asked if there was somebody else I could speak to. I wanted to understand how long is the timeframe before something gets done.

UPDATED 12/22/2020: Well I'm STILL waiting on a response from AHS to my facts regarding their response on my complaint (10 days) and still waiting for the part to be delivered to the technician for installation. Two months waiting for an oven to be fixed. NOT because of anything I can figure out other than it is an EXPENSIVE oven, and the part is more expensive that a regular oven. But, at $80, that is STILL not a very expensive part, so why did AHS refuse to let the technician order it, but instead decide to source it themselves? Technician was at my home first week in November, and AHS ordered the part on November 29!!! And promised it would be delivered on December 18. But, no part delivered. And I'm still without that oven!!
ORIGINAL REVIEW: I've been with AHS for over 20 years. Service has generally been ok, but this one is the worst ever. I reported my ovens stopped working over 5 weeks ago. I have an expensive stove, and the repairman has had to come out twice because of a defective part. It's been weeks and AHS does not want to pay for the cost of the parts for my stove. The repair service can order the parts, but too expensive for AHS so they are trying, for another 2 weeks now, to source one part for less money. How much is that part? $80!!! For the amount I pay monthly, for over 20 years, and maybe 4 service calls in all that time, this is horrible service. FIX MY OVEN!! 5 weeks waiting because the parts cost too much? Isn't that why I have a warranty service? One month practically pays for the part! Not at all happy with this company!!!
Hi Bonnie,
I am disappointed to her about the delay in service that has been experienced to have your oven repaired. I would be glad to speak with you and get the issues resolved.

It was a new house purchase so we wanted all the locks changed on the property. Sooner Lock & Key set it up and they came out. Very friendly guy and did a super job. Surprisingly, we had a very good experience, and I look forward to working with Home Shield in the future if anything happens. The reason I say surprisingly is because I'm in the real estate business in Texas and I've read some of the press reports in the past a long time ago about Home Shield. Now, I don't believe them.

My washing machine was cutting out. It would stop mid-cycle, so I couldn’t wash at all. Runyon came out to fix it and the guy knew exactly what he was doing. He had the code book with him and checked the codes. He had the part on the truck, replaced it, and was done in an hour. It was amazing. That one went very well, but I had another one that was for our refrigerator and that didn't go as well. It took forever to get the part. I was lucky that the fridge still worked a little bit, so I didn't lose everything.

We moved into a new home and on the day we moved in, our refrigerator died. I called American Home Shield and set up an appointment for two days later with Long Lane. The tech, Mario, came out and knew right away that it was not a revivable refrigerator. He was kind, polite, and exceptionally clean. He explained everything that he was doing and was very knowledgeable. He even gave us advice about different appliances that we had. When we were going to get a new refrigerator, he kind of made a recommendation of which ones he found were easier to service and had better reputation. He was very helpful. Long Lane was out on a Saturday and on Monday, we had an email from AHS saying that they would pay for us to get a new refrigerator. That was all handled very nicely, although we haven't received the check yet.
We've had another claim since then that did not go well at all. We had a new washer installed upstairs and it turned out that the drain pipe was completely blocked. We couldn't use the washer because the pipe regurgitated all the drain water all over our laundry room up there. That was on a Monday and we called AHS that day. They said they would send out a plumber and that plumber never showed up. Days later, they said they would send out another plumber. That plumber called and said that they don't do that. Then on Friday, AHS said they didn't have any other plumbers in the area and they were going to get permission for us to go out of their service line. On Saturday, I called and they asked for 24 more hours but I never heard back from them.
On Monday, I called and they said that they would get a supervisor again to approve someone outside of the service area but I never heard back from them. Then, on Tuesday, I called and they said that a supervisor would call me back but the supervisor never called back. And on Wednesday, the supervisor called while I was away from my phone for five minutes. I immediately returned the call but they never returned my call. We finally had a drain person come out and they cleared our drains for $400. I called that supervisor back to let them know that and I haven't heard back from them. The first experience was so great but the second experience was so awful. To go 10 days without a washing machine was hard.
Hi Andrea,
I hate to hear about your most recent experience to have the refrigerator and washer machine malfunctions repaired. I would be glad to speak with you and get the issues resolved.

I had one service request, and they came out and took care of that. I did the claim through my account on the website. It went good. It was easy to navigate through. Then I got the follow-up email that a technician had been assigned. The technician contacted me the same day. It went pretty good. I was impressed with the whole process.

I've already encouraged others to get AHS. We have a yearly contract with them and if we have a claim, I just call for service and submit the deductible over the phone. The reps I talked to were very good and when I had a claim recently, things went very well. The service person came and identified the problem right away. And even though it was a challenge to correct the problem, he worked around it and got done in a timely fashion. So we were very pleased with it. He also had his mask on the whole time. Plus, he did plumbing, so a little water was on the floor and he cleaned that all up. Then, he asked if everything was okay before he left.

I had American Home Shield when I was in California and I was thankful I had it. I had a problem with my heater or my AC unit and for that service call, the contractor must have done about $300 worth of work. I had a good experience back then and I went to them again for this property. But the gotcha with home warranties is that, say, something happened to my heating and air conditioning and I didn't take advantage of the special that they offered for a yearly checkup, then I go to AHS and file a claim, they would not honor the claim.
I took advantage of that offer and I'm glad I did. The tech from Carolina Air Heating and Cooling found the capacitor in the AC that was wrong that could be a problem down the road. He was very informative. He told me exactly what he was doing and he was very respectful. He covered all the bases and told me what he found. I will be calling AHS.
But my wife doesn't like the fact that we pay every month for it, especially since we had a faucet broke a while back and because we didn't have the faucet serviced, AHS didn't cover it. I had to pay the service call for that faucet and find out that they couldn’t fix it. That made me mad and I was ready to change to another service if I could. Then the contractor said they can fix the problem, which is an osmosis system, but it's gonna cost us 400-something dollars. We decided to get rid of the whole system. I called that same company back and they removed it for $175.
When AHS is doing the policy for people, they could have someone go over the little things. They could make sure the person acknowledges that when they get a kitchen sink service, there's another line or a couple of checkboxes underneath that say faucet service, disposal service. It's the little things that are like a gotcha but I'm reluctant to get rid of AHS. If something does go out, we don't have the money to pay $1,500 for a stove or $800 for a refrigerator but with the $56 a month insurance we got, we get one right away and we don't have to wait. I'd rather pay AHS and be safe than not pay it and be sorry. I don't regret it.

My refrigerator was leaking water, it’s not making ice and it's not cooling good. The guy who came looked in the back of it and it’s like it had some areas in it where the ice had frozen through the refrigerator. Then, he said nothing could be done about that. It was unrepairable. He said that they were gonna send the warranty company an update. American Home Shield supposedly is gonna reimburse so we can get another one, but I haven’t gotten a reimbursement yet.

Austin Heating and Air fixed our air conditioning. The heater was not working. The service was good, and they fixed it right away. We pay the insurance every month. I found out that no heater was working. It was getting burned. It was like smoking in the vents, so I had to call American Home Shield. Everything is working good for now.

The pre-season check-up deal went well. When the techs first called me, they texted me to tell me that they would be out. But nobody ever showed on that first date. They were claiming that I never responded back. But I read the text messages that the woman sent me from the very first one to the ones that was going on while I was on the phone with the rep from American Home Shield.

Patriot Plumbing came out and fixed the washing machine nozzles. The quality of work they did that time was good. And the hotness of the water in my faucet, it was because the hot water heater was located in the laundry room closet. They said it was too far away. That's why it was taking so long for the water to heat up in my half bath sink.
If I submit claims online, I can do it. But if I try and call in, I wait over an hour to talk to somebody. I tried to add a claim onto the person that was coming out, and they said they could do it. But then they ended up double charging me. Home Shield said they would take it off. I waited six months to get it taken off, and had to keep calling in and waiting an hour to talk to somebody. Finally, it was taken off. But I couldn't put a service request in in the meantime, because it would tell me I had to pay for it before the service request button would work on the webpage. I would have to call in to do a service request, and I had to wait an hour on hold to get through to somebody to do that. That was aggravating. When you work and you only have a little time, you don't have time to sit on hold for an hour.

My water had stopped working. It wasn't flowing out the refrigerator. I called in, we were able to do a video chat to see. The Home Shield rep was able to get the VIN number off the refrigerator. It went very well. And then, Greg came, looked at it and said he had to order a part. He ordered a part, fixed it and it's working. Greg's services and whoever he brought with him did a really good job. They were in and out. They wore masks and were very professional. I really liked that. Having Home Shield, I don't have to worry about who to call or find to get services done.
