I had placed a service order with American Home Shield on October 25, 2020. The service was never obtained, and cancelled the service and requested a refund. I was originally told 3-5 days and I would have the refund. I waited. No refund. I contacted back on the 10th and was told they would expedite. Several days later I heard back on the 18th that they had processed the request and I would receive in my bank account in 3-5 days. On November 24 I still had no refund and contacted my bank. My bank stated that AHS had just initiated the refund at 11:42AM PST on 11/24/2020. 6 days after AHS stated they initiated and 21 days after the first time I was told 3-5 days. I am not sure if they are lacking funds and about to go under, or why they have been continuously delaying refund requests, but this experience combined with the rude customer service will prevent me from renewing with the company.

Our unit wasn't heating. We filed a claim with AHS over the internet and their website worked fine. It said to expect the contractor in a couple of days and they were pretty quick. They called about who was coming the day we put the claim in and the techs were out the next day. They did a good job and told us every step of what they were doing. They had to replace a part in the unit but it was over the weekend and they couldn't do anything. They didn't have the part in and had to order it.

But there were a couple of days in there where we didn't know what was going on. They were supposed to get back to us on the part and let us know when it was going to come in, but we didn't hear anything. It was almost five days before we had the heating fixed and I ended up fixing something else. We have a gas fireplace that we heated with and I had to go get parts for that so that we'd have heat for the weekend. Other than that, the process was pretty quick once they got the part. And since then, the AC has been working perfectly.

When one of my burners was out on my flat top, I called American Home Shield by phone and I had no issues. The rep took down the information, told me it was gonna be Astro Appliance that would come out and gave me a number to contact. They also said that Astro would reach me within 24 hours to set an appointment, and they did. The repair guy then came and did everything like he was supposed to. He was excellent. He was timely when he said he was gonna be here and cleaned up after whatever he was doing. He made sure that everything was back in order, got his tools, and put out things that should be discarded. He had some put together for me, and I told him I would put it in the trash.

All in all, the repair guy did what he said he was gonna do, and he performed the service very professionally. I got my stove repaired before Thanksgiving too. He predicted it was gonna be a much longer time and we were thinking it may be after Thanksgiving, but the part came in early. He called me, and we set up a time, and he got it done quickly. I appreciated that.

I'm pleased with the service I'm getting from AHS. What's good is I don't have to come up with a whole lot of money if something goes wrong. I really appreciate that. I had a recent heating claim and American Mech came out. I love them. I request them whenever I need service for my AC or my heater. They're professionals, they come out quick and if I have any questions, they're there to answer them.

The heating unit worked fine, except it was just cold air. We called Home Shield Friday. Then Tuesday, the tech came out. I had Home Shield years ago, for a long time. And then when we moved into our new house, I went for two years where I didn't need it. And then I decided to start again. The only difference I saw was that you had to pay up front before he even came out. That was new to me. I wasn't thrilled about paying the whole amount for something that I didn't even have done yet. And then there are so many scammers today that you're just leery to give that information out. Other than that, everything went well.

Smokey's Garage is an awesome company. The spring broke on our garage door and we had their tech show up. My dad was in the garage so the tech started right away. By the time I got in the garage, he was already done. The claims process is good. It's easier to call than to sit online and try to do it.

I'm excited about Home Shield. We just moved into an older home, and it came with our purchase contract. It gives me some peace of mind given that we spent a ton of money buying a house. And with an older home, which is from 1914, I expect certain problems. Recently, Home Shield advertised the furnace check on their website when I signed up for the service. That was very easy. 24/7 Mechanical did a nice job. They said there was a big issue, and we had a subsequent claim go through Home Shield, and a different contractor come out, who was very much like, "No, this is not an issue at all." Other than that, Home Shield has been easy to work with. You get different contractors all the time that have different opinions about things. And it was just a little concerning that that happened. But that is not their fault. I've dealt with my own contractors in the past, and different people behave differently. I have been happy with Home Shield.

The digital controls on our GE gas stove were not working. We couldn't set the time. You can eventually get a temperature and pray that it comes close to what it says on the screen. But GE couldn’t replace the part. It was too old. So we were given an allowance to replace it. If I buy a new stove, then I’ll send them the receipt and they’ll send me up to a certain amount of money back. We've been satisfied with American Home Shield. My only confusion was we were told that there was a $75 copay for a service call, and GE sent us a bill for about $95. My husband called American Home Shield and they said we just have to pay the $75.

We call American Home Shield when we submit claims and we tell them we have a problem. Then, they usually say the contractor would be here in a day or so. We've gotten the service that we needed in a timely fashion. Sometimes it takes longer if they have to leave for parts or something like that. That can be a little inconvenient because of our working schedules. Also, if there are other things that are involved, like trying to get them to do all of the work that you want them to do to make sure the whole system is working, it sometimes can be a problem. But for the most part, everything has been all right. I've been pretty happy overall.

American Home Shield has been very good when I've had claims. I had one for my garage door and the tech called me on the same day and came the following day. I had another claim that had to do with my dishwasher and that was fine. My last claim was for my garbage disposal. They assigned a contractor and I thought the people were supposed to come last week. I called them and they said they never had that order.

Then, they got the order and they called me. I said that it’s the garbage disposal and they said they could look at my bathroom but they really aren't the ones that should come and do my kitchen because they probably can't help me. They said they could call back to AHS and recommend that they get somebody else. That was on Friday and I have not heard anything since then. But I was very appreciative of the company that was assigned to come. They said they aren't the best company for my issue and that honesty is very much appreciated.

My experience was terrible. I would not recommend any of my family or friends to American Home Shield. It's a rip-off. I submitted the claim and everything was up to par at that point in time. Someone came out and gave an idea what the issue was with my air conditioner. Once they stated what was wrong with the air conditioner, American Home Shield told me how much it would cost to get it fixed. They said, "You can get another estimate if you like. This one is free of charge.” I said, "If it's free of charge, then there is no issue. Send someone else out. We can determine what it is and if that's the same issue before we spend all this money."

The second person came out and gave a total different opinion on what the issue was. I asked what do we do and they said they'd send somebody else out. The third person came out and said it was the same thing as the first person said it was. American Home Shield said they would refund me my service call fee. The service call was put in in September or August, and it was just done last week. They are continuously asking for their payment every month but I hadn't seen the service people, my air conditioner wasn't fixed and I haven't seen the refund for 130 some bucks as of today.

By the time we get through with the three or four months it took to get the thing fixed, that was another $150. I've spent $130 spent for a service call. Then the first guy that said it was the AC compressor charged me $250 to put freon in. I knew by reading American Home Shield that they only cover $10 of it worth. That freon was not needed. When the third person came out, he had to put more freon in. I was asking why we had to put more money in when the air conditioner hadn't been used in three months.

I'm going to go with another company. The service is terrible. Even when I went to cancel, I was told I had to pay 100 and some bucks. This is something that I've volunteered to sign up for. As far as I know, I wasn't under any contract so why do I have to pay to cancel? They said it's in my paperwork but I've never seen any paperwork. There's probably a contract online that mentioned that in there and most consumers probably don't read it which is our fault. I'm going to contact the Better Business Bureau. It's not about the 130 some bucks. The part that I'm disgusted about is that a company will do this to consumers. If they've done it to me, they're doing it to someone else. I understand I had to pay a service fee. But once you tell me you're going to refund it after you sent the second person out there, I'm thinking of refund and not expect for it to be three or four months in order to get the air conditioner fixed.

Antech came out recently for my dishwasher. It was stuck where I couldn't get any detergent in and it wasn't mounted properly. The tech got out some of the stuff that was stuck and told me to use a different detergent. Also, he said the dishwasher would shut better and work better if it was mounted to the top. But since there isn't a piece of wood and he can't mount it to the granite, it's just kind of stuck the way it is. I was not happy about that, but I can see how he couldn't fix that. We've got a 19-ton house and it's got a boiler in it. When we turned the heat on this year, it was working really strong in the basement, somewhat strong on the main living level, but nothing was getting to the upstairs. That prompted a call to AHS and on the first visit, the technician didn't know what to do with the boiler. While he was here, he called and talked to the boiler experts on staff but we needed to reschedule with him. So, not much happened on the first visit.

Then, our next appointment was scheduled two weeks out. This time, the boiler expert at the company was able to come. He walked us through the problem and tested what it was. So, we were letting air out of the upstairs to do that. In the process of checking things out and doing that, it turned out that a contributor to the problem was that parts of the pipes were super corroded. So, even when he was fixing the boiler, he said that it looked he was going to have to move the handles to let the water go through or not go through. He said that it looked like the handles were going to fall off. And sure enough, they did. They were rusted through so bad that they broke. The tech then came back a day later and he had to weld on new valves, pipes, and parts. Since the repair, everything has been working perfectly.

Last year, we did two claims with AHS. One was on the boiler as well and it was on the thermal coupler. That was a quick and easy replacement. Then, there was a water leak which also got fixed. But I need to call back and tell them that I don't think it got fully fixed. Other than that, AHS is simple and easy to use. I especially love that I make one request, they find the contractor, and I don't have to go seek out who's good.

It's always easy to make service requests, especially if you go online and do it. Waiting on the phone for them, it's a little more difficult because it's time consuming. If you go online, you put in the item you need repaired and your specifications. Usually, you'll get an email and a call within 24 hours and in 48 to 72 hours someone's out. When there was a broken part on my refrigerator, they had to order parts and it was on backorder. Once the part came in, the tech changed it. He showed up on time and he was very clean, prompt and polite.

I had a leak to where it kept running because the gaskets were going bad. That's an upstairs bathroom that sits right over the master bedroom closet. What we were trying to do is stop it from happening before it creates a bigger issue. We have a couple of guys that came out. They were wonderful. They said they would try their best to get it approved. They came back about 10 minutes later saying AHS wouldn't approve it. You're paying the dues to keep the contract in case something goes wrong but it's got to go wrong before they fix it. I drained it because I was going to fix it myself. But by draining it, the gaskets dried up anyway. Now, I had to have it fixed no matter what and it cost me an additional $185. I'm not pleased about AHS at all.

I've used AHS twice and the people that they send out have been phenomenal. They're really helpful. But their hands are tied too. They come out to look at the issue, verify it and take the pictures to send it back to whomever is sitting behind the desk that makes the final judgment call. When I bought the house, there was a lot of rework that needed to be done. The faucets started leaking underneath then I had to get, "No. We can't fix this faucet 'cause there's nothing wrong with it." I had to have somebody come in to verify that there was something wrong before we could get anything.

If I'm having an electrical problem, do I have to wait till the electrical problem causes a fire and it burns the house down before I can call AHS and tell them I have a problem? I'm not satisfied with the process. I'm not satisfied that I have to call somebody and cost me $100.If it's not feasible, then I just wasted $100 plus what they charge me for the monthly fees. Then I get, "Well, it's got to be fixed. So it’s gonna cost you another 100 and some dollars."

But I couldn't do the maintenance on it from them because I don't know how long that was in before I bought the home. The technicians were great. They were very professional and told me exactly what they were doing and the whole process. If I had any questions, I asked just certain things. They didn't monkey around. They were done and cleaned up. I would totally highly recommend them and I want them to come back for anything that I have because they were very good and I'm very pleased and very happy with them.

I've only used American Home Shield a few times. I pay them for the service. Every month, my minimum comes out. Then I have to pay the $100 fee right off the bat. I pay for that every month no matter if I use the service or not. The first time when I had problems with my washing machine, it quit on me, and I knew there was something wrong. They could have done better on being timely and how they handled it. The pandemic has a lot to do with things and it was on backorder, but I waited over a month and a half for my washing machine.

I’d paid for the service and then I take care of my mom who is elderly. She has accidents quite frequently and without that washer for a month and a half, I had to take her clothes and things to the laundromat which cost me more money. So, I just think that I didn't really get the proper things for that. Then on top of it, I had to take time to go out to wash our clothes. That cost me money too. So it just didn't seem like that was a good mesh right there.

The part I like with having AHS is that I don't have to worry about an over-expensive repair bill. But I worked with another warranty company in the past and I feel that American Home Shield is not as friendly as far as getting work orders done quickly. When they send out a request to one of the local companies and they don't service our area or feel like they can't do the job, they decline. They cancel my request. I'm sitting here waiting for somebody to contact me and come to find out that the request got canceled. I would think that somebody would be manning that, where it would go over and be sent to another service provider, so the customers aren't sitting here wondering why nobody's called.

I've had issues where I was set for three weeks waiting. There was an air conditioner fan problem and my air conditioner was running non-stop. It was July or August and for over three weeks, I was waiting for a service guy. My utility bill was outrageous. If I had a little extra time on my hands, I would be looking for a different company.

American Home Shield figured out that my refrigerator needs to be replaced and what the replacement cost is going to be that they're willing to contribute. I faxed in my bill that I paid for it and I gotta wait two weeks for them to send me the check in the mail. But to get to that point was very traumatizing. I was not happy about that at all. I've been without a refrigerator since the 13th. Every time I talked to somebody at American Home Shield, they were telling me their parts division was going to get back to me. How were they going to get back to me on a part that had already been researched and found out it doesn't exist because my refrigerator is over 20 years old? They put me through all of that stuff that they could have figured out a long time ago and I could have had my refrigerator delivered before Christmas. Now, I gotta wait until after the holidays.

You can't get in touch with anybody on the phone without waiting 45 minutes. When you go to the website, there's no availability to be able to put in a question and have somebody get back to you in 24 hours. The only way that I got any recourse was by getting in touch with the plumber who was dispatched to me because there's a contractor line and I had to ask him to help me push this through.

I called Home Shield and explained it to them. I told them about the things that needed to be looked at. LA Standard HVAC came out to look and inspect the unit. The tech checked the Freon and the pressure and said the unit was fine. He showed me how the vents were blowing at a specific temperature. He also looked at the furnace and said the furnace was giving out heat. He was very good and he explained everything.

Submitting a claim has been somewhat difficult as of late. I don't like that it takes so long to hear back. The people that AHS contracts with are not good. I have a hard time getting a response. I always have to wait even if it's an emergency. Then the policy through American Home Shield is going to have to give them 72 hours to get back to me, and that's really not okay. I called recently with an issue with our billing. I spoke to two different people total of an hour trying to get it worked out, and it was supposed to be accelerated and referred to someone in the retention department but I never heard back. It's been a couple of weeks now. So I told them at that point that I was ready to quit and cancel my contract. I can't get ahold of anybody to help me when I have a problem. It's all automated through the computer.

I've got two contracts with American Home Shield on two different residences. But this year has been a nightmare with American Home Shield. I have no say in who comes to my house to repair my appliances, even if it's been two or three times that I had problems with my dishwasher leaking this year and I had people out here about six times. Every time, it was a different person and I got a different story every time. I had to wait each time I made a complaint. It involved leaking, which made mold, and it really sucked that I couldn't have the same technician come each time because he knew the history and could help me diagnose. It was very hard to diagnose what was going on. Having a different technician each time made me have to start over from the beginning every time with a new technician. It took long enough to get it resolved that there was then black mold growing under my dishwasher. I tried to have that remediated. So I'm not happy.

The company that came out was a totally different contractor than the contractor that repaired my unit when it broke earlier in the year. I would recommend that we’d be able to continue using the same contractor because that contractor would be familiar with the unit. When my refrigerator wasn't cooling, a guy came out and repaired it in no time. He was able to diagnose it pretty quickly, and it's been cooling ever since.

We were having issues with our LG washing machine. It took a good week for a technician to get here because American Home Shield uses certain contractors and everybody was busy with COVID going on. But once he was here on a Wednesday, he went downstairs, looked at it real quick, and found out that it was something with the gearing. By the time that they added up the cost of the parts, he thought that American Home Shield would just replace our washing machine. He submitted the paperwork on Thursday and then the following Monday, I got ahold of American Home Shield and they said, “Yes, we're going to replace your washing machine.” We had had repairs done before, but nothing was so bad where we had to do a replacement. So we didn't know how that plan worked. They still charged me $100 for the technician to say that he was not repairing our washing machine.

American Home Shield could replace our washing machine with either GE or Whirlpool products. They don't replace it with the exact same model and brand you have. But it's comparable to what you have as far as the same size and the same bells and whistles. Because of COVID or everybody needing something, they could not get a GE or Whirlpool through their supplier. So they offered us a check instead for what it would cost to buy a washing machine. We ended up going through Home Depot and got a GE, which was better than what we had.

We absolutely love American Home Shield. I would recommend them as far as appliances getting fixed. I was very satisfied with the repairs that we've had done. But the biggest issue I have is trying to get ahold of them. The one day, I was on hold for an hour and a half. Then I needed to get ahold of them yesterday. I went to call them because when they issued us the check, they put on there it was for replacement of a refrigerator, but it was for the washing machine. I got an automated thing saying, “You could stay on hold but your wait time will be an hour and 50 minutes or more.” Sometimes, depending on what you need them for, you can’t do it by email. You have to call. So then you have to put your phone on speaker and wait for somebody to answer.

The service was easy to schedule, and the gentleman was early. They were very accommodating to our schedule and he was very, very polite. Home Shield is not all-inclusive, but it seems to be worth the money for the most part. It is very explanatory on what they cover and don't cover. People just have to read and make sure that they have what they need. When we had a water leak and it was on an interior wall, we had them come look and it ended up being methane. If it had been something, then they would not have covered whatever the issue was just because of the location of the water leak.

I use one of those little pods as a detergent instead of just pouring the liquid into the thing and somehow it messed up my dishwasher. It kept saying fault 78, which was to tell the repair person what the problem was. So he replaced the part that was supposedly malfunctioning, but it never did fix the situation. I could’ve gotten a whole new dishwasher, but I've just kinda dealt with it. Maybe it's working itself out. So Home Shield hasn't been foolproof.

If you're gonna pay $103 a month for homeowners insurance, it would be nice if it would cover everything. Because even then, you have somebody come out and you still have a copay. Even for this maintenance that I'd like to do twice a year, they don't cover everything, and I still have to pay for a repair person to come out and take a look at it.

My tenant lives in the house and she texted me and let me know that he also gave her some future advice on what to do with the other ones. Everything was great according to her. The tech checked some breakers from different boxes that normally I can't get other technicians to do. It was out of the scope and so, I was glad to hear that he went above and beyond. Submitting the claim online to American Home Shield works for me, instead of waiting on a phone for 25 minutes. You can just do it yourself, save your information and go. I have told people about AHS. They're better than some of the other companies that I've had the experience with. They say if they charge you this, this is what you're going to pay. One of the things I look for is transparency, and AHS is very upfront about the pricing and they do what they say.

I got a confirmation that I had put in the claim and that the people that was going to be doing the service would be contacting me that day or the next. And they did. The tech who came to my home was the most wonderful young man. I'm 75 and he was very respectful. We made sure that there was nothing in the way so that he could get to the furnace and he checked everything. He went straight to work and when he finished, he let me feel the flow. It was light, but it was blowing and I could feel some heat. As he continued, I could feel more heat. And the next day, I was feeling regular heat.

The furnace has been working like a charm since then. He also said that, eventually we'll have to get another furnace. But he said, for right now, it's fine and if I have any problem at all, to call them or American Home Shield and they would take care of it. All in all, I had all good experiences with AHS except for one person that they sent out about two years ago. But I wrote that up in the comment section and they haven't sent me anybody else from that person. I also don't use American Home Shield that often, but when I did, all except that one time, I've had a wonderful experience. I want to thank them for helping us little old ladies be not even concerned about if something happens. We know that it's covered.

She is about 80-something, but they've been living in their home for a while and she was wondering what she would do if something happens. She asked whom she should contact and I will be giving her the telephone number later on tonight. I even told her that when I started with American Home Shield, I had gone through the electric company, the gas company, and the water company, and when I lost one of my cards, being 70-ish at that time, it was messed up. So, I went back to American Home Shield and I put everything on one card and the payment comes out each month.

The gentleman who came out was Dwayne. It took him a minute to figure out where the wiring was and what the problem was. But once he did, he fixed it really, really quickly. Because I'm not handy, I kind of hung around and asked a bunch of questions and he was very gracious to answer all my questions and he explained the process as he was doing it. I had another question unrelated to the problem we called about and he gave us a free opinion on that as well. I couldn't have been happier with the service that day.

He did what he needed to do and got out of there. The first time I used American Home Shield's website for a claim, it was a little difficult. Because I, for some reason, couldn't get it to work, and I had to call, but they talked me through it. It gets easier. I like that they asked for the model number, so the person who's coming out to repair already knows what model number and what issue they may be looking at.

The process is really easy. They take the money right out of your account so you don't have to worry about it. You know there's not going to be any money exchanged between you and the service person. So, that makes you feel a lot more comfortable because you don't worry about, “Do I need to tip?” They've already got their money and everything's good. So, I love that.

I've recently had two technicians out, and both of them were very clean. They came in, they asked if anyone in the house had COVID, and I told them, “No.” They cleaned up after themselves very nicely. There was a different gentleman who did my refrigerator, and he came in with his cleaning tools. I was thinking, “Wow, that's really neat.” I tell everybody at work about how easy American Home Shield is to use. But the frustrating part is if there's something that needs to be fixed, sometimes, it's more reasonable for you to buy the item rather than them to come and fix it. I rather they charge $50 more and then cover all the parts than having to deal with going back and forth on some of the items that they don't cover the parts. You also have to be patient 'cause you may not be able to get your problem fixed right away. It might take longer than you expected. My item is supposed to be delivered next week so I haven't received it yet. But if they have the item ready, it's a quick fix. So it varies on what the problem is.

Submitting the claim with AHS was simple. I just went on the form, filled out a few things and it was scheduled. It was great. Even Sears, in particular, was great because they confirmed beforehand. They reminded me a couple of times leading up to the appointment. They kept me in the loop. They notified me they were on the way. The gentleman was wearing a mask when he showed up. He pretty much knew what the problem was the minute I described it to him. He had the part on the truck. He pulled the washing machine or the dryer out and replaced the part in less than 30 minutes. He gave me the opportunity to sweep up underneath while he had the machine out, which I thought was nice. I would recommend American Home Shield.

I put a claim in for the garage door that wasn’t operating. There was no problem when we did it over the phone. The lady was very good. She asked me the property address and from there, she asked what kind of service did I need. She set it up and said they’d call within a day. Ace’s Garage was excellent. They called within two hours and asked what day did I like. I said the sooner the better and asked, “How about today?” They called within two hours and came that same day. They had all the parts on the truck. I had a claim with plumbing that didn't work out so good. That company had to come back six times. With this latest repair, that was an excellent company.

We had some outlets that weren't working and the contractor changed out a light switch and fixed our bathroom fan. Not even a week later, we had our garage door break and I had to put in a request. But I needed it expedited because our door was bending and there wasn't an option online to reach that, so I had to call in. The gentleman that I spoke to was very nice but I could hardly understand him. So, it would be nice to be able to do it online, if possible, with all the options and not just have to do it when it's a simple basic request.

The repair guys were great. The young man was very speedy. He was quick and a super nice guy. He got everything fixed. We’ve been lucky we have been able to use AHS. But I just sent an email saying that we have to cancel. I'm about to lose my job. It is something that I don't know if we'd be able to get back into once I get another job but as of right now, we can't afford it. Still, it is something that I would definitely recommend, especially for anybody that's new to a new house.

He was determined. I had a problem with an older furnace but he got it done. I was very pleased with his tenacity.

The air conditioner was working but the little tube that’s on the side of the home was leaking. There was water building up somewhere. So Air Majesty came out to take care of that. The tech was really friendly and professional. He did good. He mentioned something about the pan where the water was building up was rusted and that needs to be repaired, but it's not covered under the contract. But thus far, Home Shield has quickly taken care of any concerns that I've had. I get a pretty quick turnaround with them, scheduling someone to come and take care of the concern.

We had the young man who came out to look at my water tank and a gentleman came out for my furnace. Both were very good and honest. I told the gentleman, "Please, just let me know the good news first, and then tell me bad news later." He said, "Well, there's no bad news." So, that's good. Both of them were very explanatory and they said, "I can't speak for next year but this should be pretty good for you now. And this problem, you have 30 days to call back." I went, "Okay, thank you." And it worked just fine.

When I was younger, I was a bit smarter than this. I was able to fix the little things up. But one thing that my father told me, "Don't touch the furnace, don't touch electricity, and don't touch the plumbing, Nancy, and you'll be fine." "Okay, dad." And I always had him come down and look, but daddy's gone now. In here is just old houses. The things are in pretty good shape. It looks like the previous owners took very good care of the house. But the man said, "This is a pretty good thing. Down the road, you could replace it if necessary. Otherwise, you got no problem for the rest of the winter." I'm happy with that. They were very honest gentlemen. They didn't treat me like I was a dumb woman because I knew what I was doing, besides the fact they had to do it, my husband wasn't home. I love it. It was pretty good.

The first guy, Pro-Tech couldn't come. He was bombarded with people. Home Shield sent this other gentleman out. But they fixed the problem, they cleaned up a bit of the dust. And then, on the water tank at the bottom, there's this huge black piece of rubber. He said, "You got to wash it once in a while. It collects dust, and then it gets dust through the thermostat. Now I learned, so I'll do it and I won't have to call.

Last year, I had a gentleman come out for my furnace which is knocking like crazy now. I didn't know what the heck was going on. I thought it was a monkey with a wrench in there banging at it, driving me crazy. And he started laughing. He said, "No, no, when it starts to warm up, then it starts to do this." The other guy last year was for the air conditioning outside and he was good, too. He said, "Hey, this thing is ready to go, but we're not ready to have a funeral for it yet. Let it keep playing out until it happens." He fixed it up and it worked. And the other guy fixed the furnace and it worked. I told others, "Hey, if you're not young and have money, to replace something that could be fixed, then you know what, go for it. Otherwise, get these people because they're going to tell you the truth." And they did. I'm very happy with the company. $20-something a month.

I submitted the request online, which was initially for an assessment. I had a drain pipe leak in my basement. I had had my sewers drilled out and after they did that, there was a leak coming from the cleanout cover on the drain pipe. The plumber had to come back for a second appointment and I didn't have to deal with any of that. They all took care of it outside of me, which was great.

The plumber was great. When he came out the first time, he explained everything he was doing. I asked him to try some other fixes before we went with a larger repair that I thought was going to be necessary. So he spent a good amount of time out here trying other things before deciding that we had to do the big replace-the-whole-drain-pipe thing. When he came back out later, he was similarly as helpful and spent all the time he needed here. I didn't feel like he was rushed or trying to get to the next job. I had a good experience with them. It was all resolved. I was able to clean everything up down there so I can easily see if there were any continuing issues and there are not.

At the very beginning, when I closed on the house, I had someone come out and rekey. I wasn't home when the technician came, but the experience through AHS was all just as positive. I’ve been very happy so far with them. If you're buying a new house, you should have a home warranty, and get the expensive one so it covers all your appliances, especially if they're old like mine. You can't trade that peace of mind for anything. It’s worth 800 bucks.

I’ve called four times for the heater for the same issue. The same company comes to fix it and they say the same thing, that it's really old and emissions are going into the house because of the age and some leaks. But American Home Shield did not want to replace it. They were focused on fixing this little thing. With this last call that I made, the guy that came said this is beyond repair and it’s already been tinkered on several times. It’s a very old unit and they don't even make it anymore. He suggested that the company deem it irreparable. It took almost a week for that to be cleared out and get this stuff taken care of.

There were so many things that were not covered. AHS only covered the unit and didn't cover any service that had to do with replacing the units or any equipment that was needed to replace the unit, which I thought were also covered. AHS replaced the unit, which I am grateful for, but we had to come out of pocket like $3,000, which was unexpected. And they did not wanna give me any information on the unit. I asked five times what type of unit it was and which company was it by so that I can do research on it, see what we're getting or we're working with, and how much was the cost of the unit. To this day, they have not provided me with that information.

Also, a lot of times when I call, I have to call more than once. For this specific incident, I had to call several times because I was talking to someone and she did not want to give me in writing what the non-covered fees were and then, she hung up on me. She didn't call me back and I had to call again for the same situation to find out what's going on and why I was being charged different things. But there was this one lady who was very nice and she was able to help me.

I've been doing service requests on the website because the last time I tried to call, I was on hold for an hour and a half. My most recent visit was for my water heater not heating my water. The tech was great. He came to the door with his mask on. He waited for me to open the door. He had these really cool little things that slip on your shoes. So he didn't have to take his shoes off, but he didn't wear his outside shoes in my house either. It was kind of like a snow shoe, but instead of having any openings, it was like a whole plastic. It was like a sled for each shoe. He was really nice.

I explained to him what was happening with the water heater and he asked me if I'd done anything to it. We have gas heat, so the water heater is connected to the gas. I let him know that that my husband checked the pilot light. He said okay and went to look at it. He was only there for about 20 minutes, and he said something about coupling and that there was some rust or build up. He cleaned up whatever the problem was and put it back together, and then it was fine. The water heater is working great. The water gets hot so much faster than it did before. So whatever he did, it was great.

In the middle of the summer, we had someone come out for our AC because the fan wasn't spinning. They replaced the motor for the fan and the unit sitting outside. We also had someone come and take a look at our washer and dryer. They were making crazy noises. But they let us know that the sounds are cosmetic because they still work. They're just really loud. They said the warranty didn't cover them, but if we wanted to pay out of pocket for the repairs, it was gonna be $200. But it's gonna be cheaper if we just wait for it to fail, and then worry about taking it from there, and the guy was really nice about it.

The other thing we had was when we had some trouble with a light switch. We have a light that's on the stairwell and there are three light switches off of it because it's like the landing staircase. So the light switches didn't work correctly with each other. We had an electrician come out and fix that, and it was done in 10 minutes. It was really fast.

We paid American Home Shield $750 for the year and it seemed kind of hefty at the time. Then it's $100 for every visit. But so far, it's definitely been worth the investment. We're getting our money out of it. The only thing that I had issue with was being on the phone so long. But that was more because we're in the middle of COVID than anything else. Because the first time I called, I didn't have any issue. I got ahold of someone in about 15 minutes. Everything's been really fast and everyone has been really professional. The service has been quick. I asked for a service on a Friday afternoon once, and I got a call Saturday from the vendor person, and then they came on Monday.

A tech from ES Heat and Air came out for a routine checked and everything was fine. American Home Shield has helped us with a couple of hot water heaters and we got an air conditioner. The other one went out and they put us in a new air conditioner. So, everything went fine. They should just make sure that when they send plumbers out, they don't try to gouge people. We've had experienced where the gentleman wanted to charge us $2,800. We've had already paid $1,600 just to have a shower head installed and a leak fixed. Then we turned around and we had another stoppage and they wanted to charge us $2,800 to redo that. It was ridiculous. You pay $75 a month, and then you got to turn around and pay the plumbers if they find something different. We might as well just not have American Home Shield if we get to continue to pay that kind of money once somebody comes out.

One time, we had some kind of plumbing issue and one plumber with the hot water heater told us this, and then another hot water plumber came out. We had to go and pay out of pocket to pay another plumber because the other plumber was telling us something totally different. So, we just went on to pay the money out of our pocket to get somebody else and just to see what was going on.

We've been with American Home Shield for a long time. It's just that we've had those experiences, and it's kind of scary to get a problem. They need to really check their contractors out to make sure their contractors are not trying to gouge people when they come out to do a job. They say, “Hey, what's this problem? What’s that problem?” Then you get somebody else in, and you find out they didn't tell you to the truth. I got a sister that had American Home Shield, and she said she didn't like them because they charge so much money. I like American Home Shield, though.

When I had a problem last summer with my air conditioning, AHS sent somebody out here quickly, too. But they had to replace a compressor and it took about two weeks to get it repaired. I just purchased my home and paid for the top of the line plan with AHS with all the bells and whistles. I had standard issues with light fixtures, bathroom exhaust fans and microwave in my home. My contract clearly states all components and parts are covers under my plan.

They make you wait 2 weeks for an incompetent random sub-contractor to arrive who cannot communicate properly, they show up with no parts take some pictures and you hear nothing back. I had to call to follow up with their "off-shore" customer service who can also not communicate properly to tell you that basic components are not covered and they can't do anything. When you ask to be escalated they make you wait an hour on hold and then disconnect you. They have the worst customer service I have ever experienced in my life and weasel out of every legitimate claim that is clearly stated as covered under your policy contact.

This company is actively scamming people and collecting premiums for coverage that they refuse to pay out claims for. If you like your sanity and not want to be ripped off and put on hold for hours on end without any recourse stay as far away from American Home Shield as possible. They are robbing people blind in bright daylight! I have paid the service fee of $100.00 TWICE because one of my calls for service was outside of the 60 day window....for the same issue. Today, I had the technician come out for the third time, and still no resolution. He is claiming that it is due to "water pressure"... I have lived here 3 years, there is no water pressure issue.... just poor coverage with AHS, and not giving authorization to fix the issue. I WILL NOT be renewing this home warranty with AHS.... not worth it. For what I paid for the warranty and the 2 service calls, I could have had the heater replaced by a REPUTABLE company...

I had a drastic deal with the sewer and I ended up having to pay to replace piping and a bunch of other stuff. I can’t afford to spend the kind of money I spent on that because it was cast iron. It wasn't AHS's fault. The guy that did the home inspection should’ve caught that. But you want a professional to help you out on that and that's why they are the pros. Also, I would rather AHS tell me upfront when they don't cover something. But I was already deep in it. I was caught off-guard on this one. Other than that, my wife has always liked AHS and always had good success with it. Our most recent experience was when we had Sears to fix the washing machine and they did real good. I’m gonna hang on to AHS. I think in the long run, I’m gonna have a better experience.

We bought the house and set the Nest thermostats. We finally got it synced to our phones but it seemed like a blower was always running. So, I went up in the attic and it sounded like something up there was running. We made sure everything was off and there were no switches. So, we called American Home Shield and did a service request. Dealing with the tech was awesome. I showed him what we were hearing and showed him the Nest was off. We turn it on occasionally but this newer house stays well-insulated so it stays fairly nice in the house. He told me what was wrong and he weren’t here that long. I would recommend AHS.

Our furnace wasn't turning on and American Home Shield contracted East Ohio out. The claims process was pretty easy and very smooth. They had somebody out that afternoon. The technician’s name is Matthew. I couldn't speak higher of him. He's very kind and knowledgeable. He treated us with respect. I came home in the middle of the process, but my wife was off. We were both close to solving the problem ourselves, but then just got in over our head. He was very forward about explaining what he was doing, especially when we were curious about it, and answered our questions.

Our house is 100 years old this year. So when we were buying it, we were first-time homebuyers and it made sense for us in, our specific situation, to get American Home Shield. It has worked out favorably for our situation. We had somebody helpe us with our electrical and disposal, not to mention the work on our furnace that was just done. So, it has definitely paid dividends. So if somebody is getting into that situation where they're buying a home and the home's older, American Home Shield is definitely worth looking into.

When I called American Home Shield 30 minutes after he had left, I asked them if I have to pay another $130 for somebody to come back out or could they put it on the same ticket and could the tech come right back? The rep told me give them a couple of days and I am waiting on them to call me back. If I didn't have American Home Shield, I'd had to probably pay more than $130.

It was the second time somebody came out. The first time they come for the icemaker, it took them over a month to come. They should have been a little bit faster because if it'd been the refrigerator, I really would have been in trouble. That aside, American Home Shield covered the claim.

The HVAC people came out first, and they said there was some electrical issue. When an electrician came out, it was about two days later, he found a loose wire at the breaker. And he said sometimes from heat, they expand, contract, expand, contract, sometimes they are loosened. He tightened that up, but the problem still didn’t go away. It’s some problem with the unit. The unit is about 15 years old, and it really needs to be replaced. The HVAC guy came back out. It wasn’t showing any symptoms. As he said, “Your machine is like intermittent.” And then, maybe a day later, the guys said the thermostat needs power from RC1, which is a low voltage wire. Experience has been long. The bottom line is the unit needs to be replaced. Because it's old and there's only so much fixing you can do to a unit.

The unit has that R-22 Freon that you can't replace in a unit. The guy told me that the Freon at some point will run out. It may run out this year. It may run out next year. You just don't know. But when it runs out, then they won't have anything to put into units that are old, like the one I've got, if they have to use Freon. But I was satisfied with what the electrician did and and with the second guy who came out. At least he went up on the roof of the building to look at the unit. The first guy wouldn't even go up on the roof to look at the unit on it. He said that their insurance won’t allow them to go up on the roof. So, I couldn't argue with him about that. As far as Home Shield is concerned, the problem hasn’t been solved. But overall, it has been a good experience.

My AC stopped working and my experience with them was good. However, it's easy for anybody to get a contract with AHS. The only thing the person probably has to prove to AHS is that they are a legitimate business but it doesn't feel like professional people are coming in even if there's a sign on the side of the truck.

He checked the machine out, figured out that it was a belt and they had to order the part. He left then he came back with a second guy a four days later because the machine's a stack and he needed help moving the machine. Plus, the older guy had a lot more experience and you could tell they were talking. The older was training the younger guy. But they were great.

I called one other time for the air conditioner. That was, in fact, the beginning of summer. A young guy came out and did a good job. The problem with American Home Shield is with dialing the Philippines. It’s an absolute nightmare when those guys and girls are trained over there to follow a script. They can’t think their way, they have no ability or information. The machine was out. So, I asked them if they could find somebody to come a little sooner. Rather than just trying to find somebody, they canceled the Murphy’s the first time.

I spoke to the girl at Murphy’s because they’re right near us, and she said, “No, no problem. I’ll hold the spot open. Just tell American Home." They had to send them another ticket. So, I called back and I get to Philippines again. “Oh, well, we can’t do that. We can’t do this.” “Well, put a supervisor on.” “Well, can't do this. We have to go through the…” I said, “Murphy’s is holding a spot. I mean, they have it. It’s there. They’re just waiting for you.” “Well, we can’t do this. We can’t do that. I had difficulties in the past with American Home Shield and it was somewhat related to COVID. It was very hard to get someone on the phone. But this last experience was quickly done. Sears came out to fix my washing machine. The appointment was scheduled very quickly and I was given a window and the tech arrived right at the very top of the window. He looked at the washing machine. He told me exactly what was wrong with it. He had the part in the car and he was gone within 15 minutes after that. It was great. This was the first time I ever had a very good experience with American Home Shield and I was very satisfied.

I prefer calling over the phone and getting someone to make sure it's gone through so that I can do it one time and one time only. When I called, I went through the automated part without actually speaking to someone and it said that my contract had expired. It had not, so that was why I chose to speak to someone. That person quickly verified that my contract was still in effect so something was a little wrong with the computer system there where it showed that it had expired on the automated line. But everything worked out fine and I was really surprised. American Home Shield's price keeps going up. The service fee went up along with the amount that they take out monthly. But I did see a big improvement in the service.

AHS is the real deal. They deliver on their claims. I bought two years’ worth of warranty and so far, they've taken care of both appliance issues that I've had. I'm happy with the fact that I haven't had to replace these appliances versus having them to do repair work. The first time was very difficult but that was more of a function of COVID. The contractor never was able to diagnose the problem from the beginnings so AHS was not able to approve anything. We had to pay to have another vendor come in to diagnose the problem. We reached out to AHS to say we got a third party that had told us what the issue was and I'm grateful AHS stepped up and took care of it after the fact.

We had another appliance break down just in the last month and the process from beginning to end was very straightforward. There's only been one provider in the local area that works with AHS that I would work with. CK Appliance repair is a top shelf company. In the time that we worked with AHS, we've worked with two providers and the other provider is terrible. They came in, looked at my refrigerator and knew exactly what the problem was. They went to submit the paperwork for it. AHS said that it was covered under manufacturer's warranty but that wasn't the case.

United Air Temp was very professional. They made sure that they didn't track anything in the house and they wore gloves and put coverings over their shoes. They knew what the issue was and they corrected it. They're my vendor of choice dealing with my air condition. Some of the other vendors that have come to my home have caused more problems that they had to come and correct.

I had World Class and they didn't correct the issue with the air conditioner. They had to come back and they said part of the problem was I needed new thermostats for the air conditioner. They put in one because there was only one unit that was giving me a problem. I paid for a second one, assuming that the second one would probably go bad. The thermostats that they sold me and the one that they installed were damaged. Somebody else had to be brought in and I was told that they do not use those particular thermostats anymore. I told AHS to not send Word class to my house anymore.

When I contact Home Shield, the process seems to go fairly well. The only issue that I had is that I've tried to explain to them that I'm very concerned about who they send over here. I tell them who I want and they end up sending somebody else. Then, these other people come in and we'd have some issues. This last one, there were some issues because a part had to be reordered and we had to make another appointment. It was very difficult to get the second appointment and I ended up canceling the whole thing. I'm at a point that if I'm not getting the service that I feel I want, I may have to cancel American Home Shield. I don't want just any hack coming in here and they're not doing the job.

We got back from a trip and we didn't have heat in the house. We submitted a claim with AHS and the process was super simple. As soon as I requested service, I got a text message back. And within five minutes, they had a company assigned. But it took two days for the servicer to be able to make it to my house to be able to repair the heating unit. They kept me updated though and I liked getting the text and that I didn't have to confirm. The tech was great, too. He wore a mask when he came in and he knew immediately what the issue was. And he was able to fix it. It was a quick fix, but he said he'd check something else to make sure it wasn't what caused the problem. So, he stopped what he was doing and he went a little above and beyond. It was a fuse, so he could have just replaced the fuse, but he said to let him me figure out why the fuse was blown.

Other than that, I've been in the home for 14 years, which was why I decided I needed a home warranty on it. But I don't know if I'm going to keep it because we just replaced all of our appliances. I pay $50 a month for it and I don't know if it's really worth the cost. But if I stopped and I went back to a home warranty company, it would be American Home Shield. I haven't had any issues with them. Also, I used to work in the real estate world and we used to refer them all the time. I would tell others that my experience with them was good and they were prompt. I've heard some horror stories on home warranties and maybe my claim was a simple fix. But I don't know if I might have a different opinion if it was something a little bit more detailed where they didn't have the part.

My washing machine was having issues with not filling properly and making strange noises. Bay Appliance Repair was able to come out the same day. However, When calling American Home Shield, everything is automated. I can't get to a real person. There are options that they list that don't fit my criteria. Their automated system doesn't give me an option to say "if there's another option, push zero or hold on for a representative" and that's frustrating. It's the same way online.

The tech who came for my washing machine, Tom, was very professional, clean and respectful. He had a dialogue with me and asked how I was taking care of my machine. He went out of his way to explain things and give me tips maintenance-wise. He gave very helpful answers to all my questions and I didn't feel rushed in any way. I'm very satisfied with Bay Appliance's performance.

Thus far, my experience with AHS has been a positive one and it's something that you should consider if you have appliances that are a bit older than a couple of years. I chose AHS over other warranties for their guarantee. Other companies would void their warranty if a unit is 5 or 10 years old. For AHS, it doesn't matter what condition my unit is in for as long as it was working prior to me signing up.

The tech was professional. He wore a mask and booties to come in the house, which was important. He figured out what was wrong with the machine. But it took him a while to figure out that there were no parts available for this machine and then issued a refund. It took awhile to scour all the warehouses of appliance parts in North America and they were not all connected up that great. The issue sat around for a while. With two kids and no laundry, it was a little bit slow.

I was a little bit like, “I wonder why they sent you.” Somebody else came and he said that the switch was bad but he couldn't get to it. He said he was gonna see if he could get the part but I haven't heard anything since. When he was there, I was looking for my manual but I couldn't find it. I did find it a day or two later. I took a photo of the front of the manual which says what type of tub it is. I texted that to him and he thanked me.

They were both good people who we're trying hard to fix the problem. I thought I was gonna have to pay another $75 for the second guy and that concerned me. I was unhappy with AHS but when I called in, they said I just had to pay that $75 one time. I was very happy to hear that and I actually have recommended them to a friend of mine. It's a good idea for people who live in older homes. It makes you feel safe that you can get things fixed when they break and not suffer financial hardship. It's better to have an insurance like this.

It's pretty simple making a claim with American Home Shield. In fact, it's a lot quicker to do it online than it is to try to call. Because of the pandemic, not a lot of people answer the phone because they're not there. AHS responds a lot faster online. I find that true with a lot of companies. For a plumbing issue I had, AHS sent out Lake Plumbing and they handled the problem beautifully.

My brother and mother live with me and my brother has bouts of insomnia. He decided that he wanted to peel a lemon and he was in the bathroom. He dropped the lemon in the toilet and instead of scooping it up, he tried to flush it and it got stuck. He put some Drano in the toilet to dissolve it but it wasn't going through fast enough. I thought maybe I had better call somebody. AHS responded faster than I thought but I had to wait for somebody to come out the next day. The service guy was promptly here at 7:00 in the morning. And by 7:30, he had everything all cleared up and everything's been working fine.

We had issues with American Home Shield when we had a claim for a dishwasher repair. The guys came in one time and they said it was out of warranty. We tried to call back two or three times and nobody was calling us back. Unfortunately, we had to write a comment on Yelp and then 20 minutes later, somebody called and we got everything fixed. This was on a different property and other than that, I've always recommended AHS to anybody who has a house or a condo. I've recommended AHS to a few of my friends because they don't know when this kind of sort of stuff might come along and they need the service. And when you don't have that protection, it's more costly and you don't know who you're getting to your house.

Most recently, we had an AC claim. It went pretty smooth and easy-peasy. The air conditioning people set the appointment for 1:00 to 5:00. The tech came around 4:00-ish with a helper. He called that he was at the front door and I let them in. I explained what the issue was and he asked where the upstairs ladder that goes to the roof is. He called me a couple of times to turn the heater and the air conditioning on and off. He knew what the problem was and told us there were a couple of parts that needed to be ordered.

I used to be with 2-10 years ago because they were recommended to us by a Realtor but they provided poor service. I started researching other providers and most of them do not have great ratings with Better Business Bureau. When I got to American Home Shield, even though the rating was a B or something like that, I thought the complaints on them were silly - somebody complaining because something's broken. Things break.

I went with them and what I liked the best is the monthly. If I want to make a change, I'm not roped in for the whole year. I paid for a warranty on both my rental property and our primary residence and the rates are reasonable. But that monthly rate has gone up over time and I never had any heads-up that it was changing other than seeing the change in my bill. Other than that, I've been so happy with the service. I don't really care that much for a few extra dollars we're paying per month.

We've used them a number of times over the last several months. Most recently was when our renters contacted us about a problem with the garage door on our rental property. I filed the claim and we had Adam from Diamond Garage Doors to do the service. He gave me a call because a spring needed to be replaced on the door and it wasn't covered by the warranty. He briefed me on what the cost would be and how that would work. I told him to go do it and they got it fixed that night. It was a quick service and they really communicated well. Then his supervisor called me to get the credit card number to pay the portion that was not covered by American Home Shield. It worked out great.

Super Rooter Plumbing came right in and even suggested a future maintenance that I should do on the system just to keep everything running smooth and clear. So, they were very professional. They were very informative in helping the homeowner to keep from having so many issues with the plumbing system. I like them. There is no difficulty with submitting claims with American Home Shield but the problem is the long wait on the line or nobody is available. Also, AHS could have an option on certain things that they will insure. It could be three different things that you could choose from or different things that you could have insured. Like one being all appliances, another one being all electrical or another one being a combination of electrical and appliance and plumbing.

If people read their policy, they would understand what's covered but it's a whole lot of information to have to read through. AHS knows that most of the time, people are not going to read through all of that initially. So, a lot of people get shocked by having to find out that something is not covered. If there was a way to better condense some of that information where people knew and understood what they were signing up for, and what they were and were not going to receive, that would probably be helpful too.

We had a leak in the condensation pipe on the air conditioner up above the kitchen. The condensation pipe was clogged and it was backing up. Leak Finders was timely and professional. They found the leak within minutes and they were on their merry way. We were happy too. They cleaned that sucker out and poured two gallons of hot water down it and flushed it out good. Both techs were attentive and eager to solve the problem. They seemed to be very knowledgeable.

We did the claim over the phone but it's getting to the point where you got to have to wait an hour for American Home Shield to get to the phone. In this instance, I had to do that because none of the questions they were asking me were relevant to what my problem was. I had to do something else and put the phone on speaker. But overall, I like their service. They seem to be sending out good, qualified people. American Home Shield seemed to be a little bit less expensive than my previous provider and, from what I could gather through looking about, they're just as professional and efficient.

The techs called before they came and let me know they were on their way. They were really good. They had to order two different parts. They got the first part from Jacksonville within a couple days. But they didn't get the second part until last week on Tuesday. AHS did a good job. Everything's fixed and working again.

Express Comfort and Heating came to figure out why my unit was not coming on. I've had this experience every year around this time and it appears that American Home Shield always sends Express Comfort and Heating out and they don't ever fix the job completely. A few days after Express Comfort and Heating left, we had the same issue. The gas company came and looked at the unit and realized that one of the restart buttons on the unit, which was not securely placed in the system was not connected. That was something that should have been detected when Express Comfort and Heating was out a few weeks ago.

The claims with American Home Shield are usually very timely and someone gets back to me right away. The technicians are pretty professional and they seem to be very conscious of being clean. The only problem I've ever had with them is that they never fix the problem completely. I've told American Home Shield about this but again, every year, I have an issue with that unit. American Home Shield keeps sending the same company out and me having the same experience multiple times.

If you are committed to the investment of your home then it's good to have some kind of home insurance policy that can come in, replace, and repair. However, I would caution to find a company that doesn't keep sending out the same company to repair because then it looks suspicious when they leave and you have the problem again. Then you have to pay another fee for them to either send the same company back out or you need to request another company, which you really shouldn't have to pay a separate fee if it was past the 30 days.

Communication lines were good. The guy who came was knowledgeable and did a heating system inspection. He accomplished what he came for. There was a $75 fee. We have two systems in our home and that fee only covered one of the two systems. If a home has two systems, AHS should offer a reduced rate for the second system. They told us it would be another $75 so we chose not to have both systems checked. We probably would have if it had only been another $25.

Why is it taking so long to get my furnace fixed. Initial request for service was 11/14/2020. AHS sent A&C Heating and Cooling out of Chesterfield Michigan on 11/16/2020. A&C diagnosed the problem as a cracked/blocked heat exchanger and sent their diagnosis on the 17th of November. A&C stated the furnace needs to be replaced. I called AHS on 11/18/2020 to find out the status of getting my furnace fixed as the temps are getting in the 20’s at night. At first the person I spoke to at AHS stated the contractor was waiting for furnace to be shipped. I then called AHS on the 19th which they stated the authorization was under review to call back tomorrow. I called on 11/20/2020 to ask the status which AHS stated that the authorization should be completed within 24/48 hours. I called back on 11/21/2020 and AHS stated again the contractor is waiting for the furnace to be shipped to call back tomorrow.

I have asked to speak to a supervisor multiple times during this process and am met with a supervisor will call me back. According to AHS they escalated my case and emailed the authorization department. I called AHS on 11/22/2020 to find out the status. Again I was told conflicting information. I called AHS on 11/23/2020 to find out the status and the representative told me that the contractor was waiting to pick up the furnace. They reached out to A&C Heating and Cooling to find out the status and of course they didn’t answer. I also left a message for the contractor to call me. They haven’t responded yet. I called AHS to see if the contractor called them back and I have been on hold now for 35 minutes. I have filed a complaint with the BBB and have reached out to the AAA to find out if this is normal business practices. Once I hear back I will update my review.

American Home Shield has completely satisfied us as their customers, and I am moving the star rating to "Would recommend to a friend", the top rating. After being unable to fulfill our request during off-hours, they reached out to remedy the situation. I understand that our problem was somewhat unusual, requesting emergency service on a Saturday evening, and that added to the difficulties regarding our request.

    Original Review: Nov. 23, 2020

We purchased our warranty from American Home Shield upon the recommendation of our Real Estate Agent. Even though it's a newer property, he suggested the purchase just for the peace of mind of not having to worry about repairs. We found that on a weekend having the warranty did not help us. We returned to our home after a week away and we had no heat, the house was 30 degrees inside, and I was concerned our plumbing would freeze. I called AHS and the initial person I spoke to said he was unable to find anyone to do the repair before Monday. I let him know by that time we could be experiencing more significant repairs as the plumbing could start freezing.

He seemed very willing to help, but after being put on hold multiple times the line eventually went dead. I called back immediately, and got another representative. However, they were also unable to find anyone to do the repairs before Monday and asked that I hang on while working the issue. Eventually she stated that there was no one available and that someone would call me back within 4 hours with a status. The 4 hours came and went without a call, and it was now 8pm with my chances of finding anyone diminishing.

After more hours without a call, I finally gave up on AHS and called a 24 hour heating company I found online. This company came out and made the repair and we had heat again, thankfully before we started having water freezing issues in the plumbing. Obviously there were repair companies able to do the repair on a Saturday night, they just weren't any that AHS contacted to resolve the issue.

I waited until 10:00am Sunday morning before cancelling the service request through American Home Shield to see if I would have ever got the promised update, at that time still no call from AHS. If I had not called the service I found online I would have still been sitting 24 hours later without heat in the house, and chances are would have had plumbing freezing issues by that time.

I've reviewed my contract and am not finding anything specific about after-hours/weekend support, but can say from our experience our warranty did us no good in our situation, and we had the potential for serious issues if we had not found someone on our own quickly to remedy the situation. Sadly, my "one call help" to American Home Shield did not work for us, and we now paid a significant repair cost for a repair that should have been covered because I couldn't live without heat in Minnesota until "Monday morning".

The plumbing claim was fine. The guy was great. A couple months prior, our air conditioning went out. It was the upstairs unit and we had a team come and fix that. They noticed the downstairs unit was right next to it. They said, “We think you're going to have a problem here pretty soon.” But they wouldn't touch it. They said they were only paid to take care of one unit. They also said to put another service request and they'd come back and fix the other one too. I put in another service request but American Home Shield assigned a different company.

The guy said, “As old as your units are, what you need to do is have somebody come back once a year and do some maintenance.” I said, “That'll be great. I'll just put in a service request a year from now." He said, “You're gonna have to call American Home Shield because if we come, we can only do one at a time.” If you need something from American Home Shield, you just go online, put it in, they assign somebody, and they call you. I love the online process. That's very convenient. But if you need to call them to talk to them about anything or negotiate anything, you could spend an hour waiting for them to help you. Their phone system’s horrible.

The only other thing I don't like is somebody coming in and seeing a problem with both units, but only being allowed to service one. Then I have to do another $75 for a different company to come out to get the same service. What happens when these units leak and if they damaged my sheetrock? American Home Shield and State Farm don't pay for that. I have to pay thousands of dollars to get that repaired. I'd like to get my AC units serviced once a year but I don't want to have to call and spend an hour on the phone. I don't want to have to do two different service fees to have my upstairs and downstairs units serviced. This kind of thing has me scratching my head every year wondering whether American Home Shield is worth it or not.

The guy came in and he sort of told us what was wrong with the gas furnace. The unit actually worked for one night and then the next day, it didn't work at all. So my husband called the technician again and he spoke to him. He said that it needs some sort of panel. Then we got some sort of message. My husband called Home Shield that it wouldn't be covered under our insurance. So our furnace still doesn't work. I don't understand exactly why it's not being covered. At least, I needed an explanation why it wasn't covered or repair. But I didn't get a satisfactory explanation from my husband, and I don't think he got a satisfactory explanation from the Home Shield person he spoke to. He said maybe because the furnace was too old. But that's not an excuse. The good thing was that they sent somebody right away. But we're not satisfied with Home Shield because they won't cover it.

I've had AHS on and off for many years. For the most part, they've done okay. Every time I place an order, I have to pay $125. But the service call for the furnace didn't fix the issue. When we turn it on, it doesn't spark or do something to turn on the furnace. So that panel needs to be replaced. When we called the technician back, he said he could do it for $800. But we're not paying that. They should send a letter showing why it wasn't covered and have some sort of appeal on their decision.

The claims submission process is good. I can either call or go online and submit it. I always call, but the last thing with the refrigerator, I went online and did it. The light that's supposed to come on when I opened the door my refrigerator didn't come on, but if I pulled up on the switch, it came on. The repair man came out and checked it. I was told that my appliance was unrepairable, so I was given a number to call to see about getting it replaced. And it took almost forever. I waited and waited, and I had my cell phone on. It took almost 3 hours to finally get somebody and when I did, I was given some information, then I ultimately got the replacement done last week. The tech from 48-Hour Pool came out and if you look at his card, it says, “We do it all.” And he did it all. The replacement was for the stove and microwave combination and he did the install. He was great.

But the replacement appears as if it may have been damaged out of the box. There are some dents in the corner of the microwave. I looked at microwaves yesterday in other places and there didn't appear to be any dents. The bottom of my microwave looks like it was damaged on either side. But I'm going to see if I can look at another one and see if I could make that determination. Still, AHS had nothing to do with this thing as it came out of the box. They've been responsive and I would recommend them. I'm working in a COVID type situation myself and in many instances, you can't get anybody because people are working remotely. But I'm a worrywart so I have them. The techs have always been pleasant, prompt, and professional. When I first got AHS, I had a refrigerator problem and that took a minute to resolve.

The AC technician fixed the heating issue. He showed me the vacuum line. It’s a rubber hose that is like a suction and when it kicks on for the heater, it closes the solenoid that keeps the heater on. It had a hole in it so it wasn't sucking it so he replaced the hose on it. He was very good.

I did a claim online with American Home Shield for the water heater and then, I ended up calling. The plumbers called me back quickly and got it set up. They kept following up with me and letting me know what was going on with the process. So, it was quick and easy. Everything went smoothly. The contractor came out and assessed it. I needed a new water heater and it came in quickly. Everything was great and they did a good job. They were professional and wonderful. AHS is a blessing because if I didn't have it, I'd be out a lot of money from my water heater. They explain everything to you when you set up with them.

I would like to have more answers if American Home Shield could help me in replacing appliances before they break down. The house is probably 35 years old and I would like to remodel the kitchen. I wanted to put a new stove, a new microwave, and a new dishwasher and I asked the rep if they would help me pay for the appliances but she didn't have an answer.

The guy that AHS used to send me to service the old air condition never really fixed it. He told me it would take him a certain amount of time to fix the unit completely and for that amount of time, I could replace it with a new one. But I don't know what happened to that and I ended up paying $18,000 for the unit that I have right now. It was a big money for the air condition and I never got any help in any sense. I should have let them fall off and it's the only way that AHS can help me. Or if I replace it, the whole cost is on my own. Other than that, I'm really pleased with AHS. Ace Appliance was here recently and they're good people.

The thermostat was out so the AC unit was not coming on. I called American Home Shield and paid my deductible. The repair company called me the same day. They came out the same day too and told my wife what was wrong. It didn’t take them long. It was the wiring in the attic and they fixed it and left. The AC has been working ever since. I’ve been with AHS for a while and I’ve put in several claims for various things. For the most part, everything has worked fine. If it didn't, I would have left. They do a decent job and they are reasonably priced.

I had a claim about a leak from the bathroom that was leaking into the garage. The first people that came out allegedly tried to fix the problem but didn't. Approximately 30 days later, it started leaking again. I tried to reopen that claim but the rep I talked to said that he would have to get permission from the contractor. The rep kept saying I was gonna have to pay and that they would have to do an investigation. The first plumbers came but I didn't trust them because the lady was an apprentice. She wasn’t a plumber but her husband was. They fixed what they thought the problem was but they didn't seem intent on really searching for what the problem was.

When the representative I spoke to called the contractor back to tell them it was still messed up, they tried to find a reason to invalidate the claim altogether. They said it was the water pressure, which was not true. I had the house for a year and had a home inspection on it. I have no problems like that. It was a regular plumbing issue. I wasn't happy with the first people that came. Also, the contractor used my ladder and left it. They didn't clean up after themselves and they left my garage door open. They weren't good.

BB Lewis was the other contractor that came and fixed the problem. It ended up being a faucet in the tub and a switch behind where you turn the hot and cold water off that was leaking behind the wall. The second plumbers repaired it the right way and I haven't had any leaks since then. But I ended up having to pay two service fees for that one problem that didn’t get fixed the first time.

Also, the leak that happened before caused drywall damage. I talked to the other guy and asked if that was normal because it was not a water pressure issue. He was like, “Sometimes you have to get a second opinion because the first contractors don't get their $75.” They don't wanna fix anything. You have to have somebody come out and that was what pretty much happened. With the first contractor that came out, she looked at it and she said needed permission to cut open the drywall. When she came, I looked at it and they didn't do anything. I don't know if they said that just so American Home Shield could pay them to do something. Because they didn't cut open any drywall.

As for the second time, they didn't even cut open the drywall because they didn’t have to. The drywall already had a cut in it because probably years ago, somebody fixed something up there. There was already a hole in the garage. Right now, Everything seems to be fine. I haven't noticed any leaks. It's just the drywall is damaged. But I'll fix that.

AHS is fine so far. I've had one claim and it worked perfectly so I'm happy with it. The problem was with a spigot on the outside of the house and the shutoff valve in the basement wouldn't shut off the water. Jed Plumbing came out and installed a new shutoff valve. The technician was on time. He was very professional and he knew what he was doing. He looked at the shutoff valves in the basement and at the faucet on the outside. He had to order some parts then he came back two days later to fix it. After he installed it, I turned off the shutoff valve and opened the outside spigot, and there was no water coming out. The only thing was when I went to their website and filled out a claim form, the list of things I could choose from didn't describe the problem. The closest one I could find was a faucet but it wasn't really a problem with the faucet. It was a problem with the shutoff valve.

I responded to an offer that I had received from American Home Shield via email. It was a winter heating checkup for $75. The technician called when he was on the way. When he got here, he had on a mask and shoe covers which was very important to me. He was professional and explained everything that he was doing. He had to go outside to see the unit and he was here a little under an hour. Once he finished, he communicated through things to me. I was so impressed with the technician and the service that he provided. Even if not for American Home Shield, I would reach out to them, individually, outside of American Home Shield.

The thing I like most about American Home Shield is being able to handle everything online. Everything is automated. Once I log into my account and if I do have a claim, I send that information to them via the website and immediately I get text and email confirmations about who the vendor is and when I can expect them. It makes it extremely easy.

The contractors have had a lot of trouble figuring out what the problem is with my AC and they’ve come out a lot. From that standpoint, I'm happy. My AC has had multiple issues. Sometimes when one thing has been fixed, that shows another thing, but that doesn't show up until a day or two later. I'm not down on the contractors though. Most people would say, “Gosh, they haven't found that in eight times,” but they have been doing multiple things. I'm not happy that the issue hasn't been resolved yet, but hopefully, it will be soon. They've learned that they need to get an electrician involved, so I'm still waiting for that. I haven't heard back from American Home Shield to see if that person has been assigned to me or not.

I typically submit service requests through the website and it's easy. However, I wish that there was a phone number that you could call sometimes to speak to someone easier. You just get caught up in voicemail hell and you can't get through to anybody. There are also some things that American Home Shield doesn't make clear are not covered in the beginning, such as when the first time they came out with the AC. I needed some coolant and they only pay $10 per pound. I had to pay the rest and it ended up costing me an additional $275. It was the same thing with a plumbing issue I had. They had to remove my toilet to get to the plumbing issue, and that also cost me an additional $275. It should be easier to find in the contract the things that are not covered or that are gonna cost me additional so that I'm not caught off-guard.

And when you try to resolve anything with them, they give you a bogus email address, which is a no reply. Also, they keep putting you off, off, and off. They don't have a problem collecting every month.

I had a couple of problems. Hot water was not running out of the tub faucet in the bathroom. The hot water was streaming out really low and then no water was coming out. Also, the piece that's in the back of the faucet in the bathroom sink was not working properly and I couldn't keep water in the sink. Then, downstairs in the kitchen, I have a sprayer and water was coming out the wrong way. The guy from ROD Plumbing was really good and professional. He wore a mask and he was clean. With the tub, he said he thought there was something stuck in there. He took off the hot water handle and he had a little tough time but he got it to come out properly. He turned the water on pressure and what was stuck came out and he put the handle back together.

When he went over to the sink, he looked under it and he told me that something was broken. He said that AHS probably wouldn’t cover to fix that piece because it wasn't a faucet. I told him it comes with the faucet. Everything comes in the same box. But he was not able to resolve that. He said that if I call the manufacturer, they can give me another piece. I agreed to do that but after he left, I realized I couldn't see a manufacturer's name on anything. To this day, I can't pull the lever and make the water stop up.

In the kitchen, there's a little silver piece right where the sprayer comes out and he tightened it. He explained to me that when I move the faucet back and forth, sometimes it gets loose. It was good. I really wish that he could have completed the sink, though. Now, I feel like if I call back, it will be another $100 and I don’t know if they're going to fix it. Also, I feel like it should have been covered. Other than that, in comparison to other plumbers that I have used over the years, in terms of professionalism, politeness, getting in here, and getting the job done, I give ROD really high marks. But over time, it just seems like AHS may have gotten really huge. The experience is very different today than it was five years ago. I have them on three properties that I have and I am looking at other companies, but I would like to keep them if they can improve the service.

The guy came and he said the big tension spring in our garage door wasn't covered. American Home Shield only covers the motor and the chain drives. So I went ahead and had them replace the spring because you can't open the thing if it's broken. The tech talked about what causes that and it was the rollers. We had the original rollers on both of our garage doors and he pointed out that the old rollers weren't working very well. It would slip out and cause a lot of tension on the spring as well as a lot of wear and tear on the motor. It made sense to me. So while he was there, I had him change the rollers out on both garage doors, but nothing was covered by American Home Shield. But the contract is pretty detailed. If you read the detail, it said it wasn't going to cover that. So we paid our $75 deductible for him to come here, and then we paid around $500 for the replacement of the spring and all the rollers on both garage doors.

When our air conditioner broke over the summer, we used American Home Shield to come repair it. We live in the Central Valley of California so it gets pretty hot. But it took a couple of days for the techs to show up and fix it. So a lot of times, if you got the time to get it fixed, they do a fine job. But sometimes, it takes two or three days. But we've had really great experiences where American Home Shield replaced appliances because they couldn't really find parts to fix them anymore. Any problem that we've had, we pretty much have had it resolved without being very painful. But my wife hates the queues you go when you're calling and you need to get to them quickly. Sometimes you're on there for an hour.

We have an old furnace and a heat pump. It’ll use the heat pump to be able to heat until it gets down to a certain coldness. At that point, the auxiliary heat will kick in. It will burn the oil in the furnace and heat the house. We like it nice and cold so we set it at 62. It’d get real cold up in that time but we’d wake up and it’s like 55 degrees in the house. We would see that the thermostat would say auxiliary heat is on. But even if we adjusted it to try to be able to come on, it wouldn't do it. We'd turn it off and cycle it on. We couldn't get the furnace to engage so we put in the claim. The repair folks came out on the 3rd and wound up having in two pounds worth of freon. He thought that was what it needed to be able to energize the system with and to call if that didn't work.

He did a few different things inside the furnace itself and we thought that it might have been working. Sunday, we wound up having some issues with it then this morning, it’s still the same issue. I talked to him this morning and they're gonna come out first thing tomorrow morning. The guy was great. He was professional and friendly. He explained what he was doing and why he was doing it. He was real quick about getting on out. Whenever he left, it was working. He said the same thing. If it turns out this doesn't work, give them a call back and they'll go ahead and square that up.
