    I've been pleased with AHS and they've been taking care of all of our problems which is great. The most recent claim was to repair my refrigerator that wasn't freezing and cooling. It was a minor part needed and the guy happened to have it on the truck so he was able to get it done that day. With the stove and the garage door, they had to order something. But I haven't had any issues with anybody AHS has sent out. They come in, solve the problem and go. That's what we like.

    A lot of our refrigerator issues in the past were leaking and freezing over. J & W came over five times and repaired it. We’ve had replacement parts three times. Unfortunately, after this past visit, it was still leaking. So J & W declared that it was unfixable and it had to be replaced. The tech was very professional, very good and understanding. Every time I called, they usually came the next day.

    A claim was put in for the microwave and the oven. We have a combo, built-in, and it just stopped working. The repair guy walked in and pushed a few buttons. He said the control panel is broken. He looked up on a computer and said the panel is no longer available from Whirlpool so I have to talk to the warranty people about what they're going to do. I called Home Shield's office and they said they haven't heard from Whirlpool yet. I called Whirlpool and they said they haven’t sent the report out. After they sent it out, I called back Home Shield and they said haven't got it yet. It's a week before Christmas and I'm left without a working microwave or oven. We had to get another microwave to heat our food.

    You can submit a claim by phone or do it on their website. Very easy. I usually do it by phone. I had two service calls that day. Whitney Holdings came out that day for two things. One was for plumbing and one was for electrical. It was the same company. About the electrical issue, I had two lights in different areas of my home that just continuously burned out and we didn't know why. Whitney ended up fixing three things for us, and got it all taken care of. Everybody made me feel very comfortable. They were very helpful and listened to all my concerns, and took care of everything that day. It was wonderful. AHS was very easy and kind to work with.

    My microwave wasn’t heating. I filed a claim and AHS had the spelling of my street name incorrect, which caused a little confusion. I called the tech and let him know the correct address. He came out and it was very well. We had to wait for a part and that took about two weeks but the microwave is repaired now. I'm still waiting for AHS to correct my street address but my experience has been good.

    My recent claim was for my dryer. It was high volume of calls that day. I had to stay on the phone for almost two hours. I was upset about the claim before because why didn't they clean out all that fuzz that was in there because you can't get to it. I cleaned up my filter every time, but it still gets way down in there. And then it gets stopped up. That's why I had to call to clean out my dryer. And it cost me $85 for servicing. The tech fixed it. But I was aggravated. The guys that worked on it last time had to take everything off of it, and they could see all that stuff. Out of courtesy, they would have vacuumed it. When you're fixing the heating element, you see all this dust. Go ahead and vacuum it. Why wouldn't somebody do that? That's what I don't understand.

    I love American Home Shield. I recommend that to anybody, as far as insurance and especially with older appliances that don't have the warranty anymore. Several people this past month were questioning me about it. I agree that American Home Shield is great. If it wasn't for them, I wouldn't have a lot of things that were fixed. It's just I was aggravated with the service. Whoever they contact, they should beef up the services.

    The techs are very good and I’m very pleased with them. But every now and then, they have to come out again because, for example, it was a different part. I suggest they only come out once. Also, I have situations with some contractors that don't answer the phone, that I have to call three times and reschedule, and that I have to call AHS until they give me somebody else. Then, I have to get charged and wait like a month to get refunded because I have to pay for the service first.

    But when my orders go through people like Liberty, I'm the happiest person. Liberty does my AC and heating and they are the best technicians AHS has. I have a rental and the tenant got the kitchen sink clogged. The first people that were assigned never answered. It took a little while. But once the technician got there, it was all taken care of. Liberty also came out for my most recent claim and everything is working terrific now. I tell my friends and my family about AHS. I tell them that I save money in the long term.

    The oven just quit working on us. The pilot kept going out and we couldn't get it lit anymore. The tech came out and he tried to get parts for it, and they tried to order parts, but they just couldn't find anything. So, they ended up replacing it. Home Shield sent me a check in the mail. They were telling me at first that I needed to go and get it and then send the invoice in. But I had a problem with that. I didn't have the money at this time for the oven. I got the check in and all I gotta do now is send the proof in.

    My dishwasher quit working about 10 or 15 minutes into the cycle. It quit working and it flashed auto heavy, and they just stayed like that. The circuit board was out. Then, we called, the contractor came out, and he looked at it. And of course, when he came, he was on the run. He was like, “There's nothing I can do.” He told me it was probably a fluke and would never happen again. I was like, “Okay, cool.” Two days later, I went to run the dishwasher. It ran for 10 minutes, and it started flashing auto heavy. The exact same thing. I called again and AHS said it would be almost three weeks before the tech would get out here, and I said, “That's not acceptable.” I wouldn't wait three weeks. AHS got me somebody else to come out.

    Steven was awesome. He came out quickly and looked at the dishwasher. We had recorded what was going on with it, and he took a minute and looked at it and said, “It's a circuit board.” He ordered one and it came in, he then came out and the thing has been running great ever since. He was so nice and very knowledgeable. He took care of it right away. My dishwasher is amused doing everything by hand because we're all spoiled. So, it just makes it easier.

    Initially, I was a bit frustrated. Part of that was speaking with AHS. And they wanted to keep putting me on hold. I spent an hour and a half on hold, waiting for them to get ahold of somebody. When they came back on, I said, “No, I'm done. I'm done waiting. Get ahold of somebody and call me back.” They wanted to place me on hold while they were trying to contact someone to come out here. I let them do it twice, and then I said no the third time. “No, I'm not doing that. Call me back when you have somebody.” But overall, it ended up being a pleasant experience. AHS got it fixed in a timely manner.

    The contractors American Home Shield sends have been okay. We only had an issue one time when they reported the reason they weren't going back to our house. They reported that there were roaches and that was not the case. With AHS, I would like to speak to a person when I call. With their automation, it's not exactly what I need to talk about. It's irritating. Also, they should narrow the times for their tech to come. They give a big window. But for the most part, the techs come on time.

    During the summer, the heat wouldn't shut off. So American Home Shield sent Cutting Edge out and fixed it. Then when it started getting colder, I needed the heat and I thought it stopped working again, so I called American Home Shield about it. They sent another company out in between. That company said that wires were disconnected for the heat. They said that they couldn't work on it because alterations were done. That was why I had to call American Home Shield back and tell them that the people that they sent out during the summer disconnected wires and overrode the system so it would only put out the AC. Now that I need heat, the heat wouldn't work. After all the stuff went down and I had to keep calling American Home Shield. They had someone come back out and they said they would replace the part. The unit has been working with no issues since they've come out that last time.

    I haven't had any problems with American Home Shield until this last one. But this last incident was really bad because I had to keep going back and forth and they put me on hold two times for a whole hour and then they just kept giving me the runaround, telling me that they would call me back but never did. So for certain issues, you would have to stay on American Home Shield for your claim to be taken care of. These are things that they want to keep repairing and not replace. Then you keep paying your money to get a serviceperson to keep coming out there instead of them going ahead and replacing it. They also need to review the people that they subcontract. After a certain amount of reviews that they've been getting on that, they need to replace those people and not do business with them.

    United Air Temp came out for our heating. Everything was fine. The tech did a little maintenance on one of the pieces and so far, so good. My overall experience with American Home Shield is a little different. First of all, their waiting time for their calls can be a little expensive. It seems like there's a slight language barrier, too. Sometimes, I'm trying to understand the technicians, and they're trying to understand me. This has happened multiple times. Recently, when I placed several calls, it’s like that information is not getting communicated to the actual contractors. I have put about three items on the ticket, but only one of them got transferred over to the contractor that was going to do the work. As a result, I've had to call American Home Shield back to ask them why the other request didn't get transferred over. So in addition to their extensive waiting time, it's a little frustrating and a little hassle because you have to go through the whole process again.

    It was a terrible experience. I had called in American Home Shield to have my ceiling fan repaired, to check the doorbell, and to check my smoke detectors and carbon monoxide detector. When the guy came, he fixed the fan and the doorbell turned out to be okay. But he didn't get up and test the smoke detectors. He didn't tell me whether they needed batteries so I was left hanging not knowing whether I had working smoke detectors or carbon monoxide detector.

    After phone call after phone call with the contractor and back and forth with American Home Shield, they couldn't seem to get it resolved. It took almost a good week or so to get all this resolved. I kept calling the company and the lady I was talking to kept telling me she was going to contact her supervisor to find out what the guy did, but to no avail. She never called me back as to how they were going to resolve it. I called today, spoke to American Home Shield and explained to them what was going on. The guy told me that they told him that they took pictures of the smoke detectors. I said, “You don't need to take pictures. I'm asking you to repair these or tell me do they need to be replaced?" I have a high ceiling so there's no way I can get up there and test it. That was the main reason for me to have them come out and look into it.

    After going around and around with American Home Shield today, they finally gave me a new contractor guy that came out in five minutes. He looked at them all, looked at the batteries and pressed the buttons to see if they were beeping. He did a very thorough job but American Home Shield doesn't cover smoke detectors that are battery operated after all that we went through.

    I've had some good people that came out and some that are not so good. I don't know how American Home Shield gets these people to come out but I was very disappointed with that contractor. The lady that worked in the office kept giving me story after story but she was not very helpful at all. I was just about ready to cancel this contract today because I was so disappointed with their service. I couldn’t understand why they could not fix the situation. The guy was here and all he had to do was test them but that was something he couldn't even do. I had to complain and tell them I was gonna make a complaint to the Better Business Bureau because that was totally ridiculous. Then they were going to charge me another $100 for a service call. I said, “Oh, no. You will not when this job hasn't even been completed.”

    I called in three items on that first work order and I expected them to be completed. You’re supposed to know whether this is something they're going to be able to do or not before they even come out. But they went on and sent this other company and they didn't charge me a second time which I didn't think they should have anyway because I never got my full service. Whoever they assign to you that's going to come out, you better go online and see what kind of reviews they have so you can avoid any frustration. I'm assuming that the people that they contract with are reputable but see what other people have to say before you say yes to it. Maybe that can save you some wear and tear and stress.

    We had two claims with American Home Shield. The hot water heater claim was fantastic. The people came in and replaced it. It just took a little time. From the day that we called to the day that we actually got hot water back in the house was a week. The timing could have been a little bit faster because we had no hot water. I work in healthcare and I need my clothes to be washed and clean for work. We also had to make arrangements to shower somewhere else. There were just logistics and never a good time for those types of things to go out. Overall, the outcome was exactly what I wanted. The unit was put in and everything is working properly. The tech was great as well.

    Then the dishwasher wouldn't turn on. Someone came out and checked the plumbing before the call and someone came out and checked the electricity before the call. Then, they had the appliance guy come and tell us that it was a motherboard issue and that it was not covered under warranty. We never talked to American Home Shield about it. We just took his word for that and bought a new dishwasher.

    I needed to have the washer and dryer repaired. I submitted a claim with AHS and it was easy. Then, a tech from Appliance Care came out and he was good. He did his job, signed the paper, and he was gone. So far, my dryer is squeaking a little bit and doing something it wasn't doing before, but it's still working. The tech tightened something, so maybe it needs to get used to the tightening. Overall, it was a great experience and there was no hassle.

    The issue I had on November 25th was a leak in my kitchen. We thought it was something underneath the sink but it turned out that all my pipes have to be redone in the house. I called American Home Shield and they said they would cover anything within the walls of the house. They sent out a plumber from Robert Phillips Plumbing and he replaced the valve shut off. They offered a temporary fix for $189 but AHS wouldn't authorize that. They assigned another plumber who's supposed to come out.

    It's been almost a month with water pouring into my house. I'm going round and round with them. When I called in December 2nd, one lady told me everything will be covered, including any walls they have to take out and they would cover all the refitting of the pipes. But then I get a call back and they're not authorized to do that. They will never let me speak to a supervisor or somebody else.

    Then it came up to last Saturday. I called and spoke with Rose. I was told to get my own plumber, which I had to do or my homeowner's insurance is gonna say I'm dragging my feet and they would deny my claim. I said I want my $100 back and I want them to pay for the plumbing. I had to call Roto-Rooter on a Sunday, which was almost $500. It's been a nightmare. Other than that, I've had them for two years and they've been wonderful when it comes to appliances and sending people out. Somebody comes out and if they don't fix it, I ask for a recall. My dryer went out and that was repaired. Then, it was my refrigerator and they're sending me money for that.

    There was an issue in the kitchen sink in the tenant’s house so we called American Home Shield to help us get it replaced. After I made an appointment online, I called the plumbing service and we set a date and then they came at the appointment time. They were good. They were willing to help. They changed the disposal under the kitchen sink. They told the tenants first and then they told us that they already replaced it. Later on, they called us to tell that it wasn't covered by American Home Shield, so we had to pay them separately.

    Royal Flush came out, but I did not feel like the AC claim was addressed well. I had a dripping noise. They've gone, and I still have the same dripping noise. But the noise in the unit has quieted down a little. I sent the claim in to American Home Shield on a Sunday, and they were here on a Wednesday. Then, I had them come back a second time. It was like a week later. They still said there was nothing they could do, and that it was just gonna make that noise. They could not find any reason for the noise, and it’s still dripping.

    American Home Shield's claim process is simple. I typically do it online or I just call in. The contractors I get, I've loved so far. The contractors have mostly done my AC unit, and they've come out fairly easily. The most recent thing I had before the heat issue was the hot water heater. That went well. They came out, told me what the issue was. It wasn't working, so they replaced it.

    I had a washing machine that could not be repaired. It was working, but it had a problem with the motor not running properly. American Home Shield sent two repair people out, and they could not figure out how to fix it. So, they could not find any model numbers or certain things on the washer. They turned it back to American Home Shield, and American Home Shield told us to buy a new one, and they'll refund us the amount that we agreed upon. They sent me the refund of the purchase of a new one.

    Since we've started the account with American Home Shield, my experiences have been very good. It seems that each problem we have always happens on a Friday. Nobody's open on the weekends. We're kinda always stuck with that weekend waiting period. Then, it's 48 hours, so it's usually Monday or Tuesday that someone comes out.

Before this guy came, we had another technician who repaired our stove.     I look at AHS's service like life insurance. Our home is built in '86 and things break down. We're making a small monthly payment for any repairs that need to be done in the house rather than me going out, buying what's needed, and having to pay somebody to put it in. One time we had a claim and there was a sink part and the pipe under the sink had to be replaced. If we didn't have this warranty, we would have been out $200 or $300. I liked that two-for-one. Also, it doesn't take long to call a claim in and I can tell AHS the contractor I want. We have a contractor who has been here on at least three different occasions.     American Home Shield is one of the most efficient warranty companies that I know of. I've had them for over 11 years. For the most part, I've always had good service from them. The only time I may have problems is when they tell me that the issue that I have is not part of what I've signed up for. We get that sometimes, but that hasn't happened recently. I had an issue with my washer and dryer and I called in. The technician who came was very good and very professional. The first time he came, he tried to look 'cause he couldn't replicate the issue on one of the appliances. But as soon as he left, I was able to record it and send it to the department. They emailed it to him and he got the parts, came back a few days later, and got the issue fixed. I haven't had the same issue since then.

    As soon as American Home Shield had done it on any and all my claims, they will notify me of whoever they contracted, and then an estimated time of arrival. By the time Sigmond Plumbing got here, they were here an hour later than the 2:00 to 4:00, and they got here by 5:00. But that's not their fault. It was traffic. They had a nice little map of, "Hey, we're on our way. Well, you're all the way down here." They initially estimated 45 minutes, it would take them an hour and a half to get here, and they did, which is fine. They arrived and went through and did okay. Nothing wrong with the washing machine, but the drain itself was clogged somewhere down underneath the house. I had to run a snake myself. But I only had a 25-foot line. Sigmond ran a longer line. They were a couple in their 20s and they were knowledgeable.

    We bought the house in March and the refrigerator ice maker did not produce ice nor water. We delayed and finally decided to use our warranty and call them in on the icemaker. So, the refrigerator repair guy came, and he said, “There's no water coming to the refrigerator from the wall. So, that's a plumbing issue. I can't do anything. We'll send somebody else, as a plumber.”

    We later scheduled a plumber, and he figured out that there wasn't any problem in the wall with the water. It was under the sink that the previous owners had removed a reverse osmosis filter, which was in line toward the refrigerator. They never reconnected the refrigerator, so it's just a piping connection. There were no pieces there. They didn't leave the proper fitting to connect the two pipes, the water supply to the hose going to the refrigerator. So, they left, they said it would be $375 to come back and fix that. I said, “Nevermind. I'll do it myself.” So, I went to the hardware store. For less than $10, I bought two little pieces and connected it myself. But I didn't know that when I moved into the house. I didn't understand the piping configuration under the sink. The plumber helped me figure what has to go where, and then I did it.

    The plumber guy dropped his COVID mask several times, and that was kind of discomforting. But, he's under the sink. My wife and I were really concerned. We're in our 70s. We had some fans blowing out the window. We were staying away and protecting ourselves. We figured he got to do his job. Overall, American Home Shield is dependable. They came when they said they were going to come and took care of business when they were here. This is a first time having a home warranty, and it worked out quite well.

    We've had our oven replaced through AHS and they were so generous and kind. The issue is American Home Shield but the people they hire. One of the two technicians who came out for our heating claim told us that we needed to replace parts. When I heard from American Home Shield, they said we were missing parts and that's where the claim was denied. Then, we had somebody else come and first, he told us, “You guys need this part, but it's not covered. It's an upgrade but you need it.” My husband and I both have been struggling with the COVID and we've been really ill. We needed heat in the house. So, I asked how much it would be to fix my heating. The tech said 175. I asked if that was the best he could do as we had no money.

    The tech said he could bring it down. But then, he called us and said he was going to come out but we needed another part that was going to be another $175. I told him we couldn't do that. We have a friend who is an air conditioning guy and he told us that our pilot igniter is sticking and that we needed to replace that part. Because our unit was so old, the manufacturer doesn't make the needed part anymore so he would have to order a retrofit one. I told him what the techs had told us about replacing and he said that was a lie.

    I do like the service and I do promote American Home Shield. I always call all of my service requests. At one point, I was very dissatisfied because I had to be on hold for so long. I don't know if that was due to staffing or due to COVID. But overall, I'm satisfied with them. I've been a member with them since I've owned my home which is over 10 years now. I don't have any problems with the technicians. They always give a timeframe and I ask that they call before they come, and they do that.     American Home Shield sent a contractor out for the electrical and the plumbing. The plumbing is not that good. My toilet is still not working the way it should work. They were supposed to come out to fix the stoppers in the sink. He said, “That's not a stopper, that’s a pop-up.” So, he couldn't touch it. I call it a stopper because it stops the water from going down. They call it a pop-up. He didn't do anything, and still hadn’t done anything on that.

    He had to come out twice and tried to fix the toilet. You still got to hold it down for the water to go on down. I didn't call him back for more. They called, the same guy came, and he came out again the second time for the same thing. The toilet kept running all night and I couldn't sleep. I said, “Lord, have mercy.” And then a guy came out and he said, “Oh, okay. It’s fixed now.” Same guy. I still got to hold it down for the water to go down so it could stop. They probably need to find another plumber. I called American Home Shield and told them about the toilet wasn't working. They don't have to send them out again. And I’m not paying that $100 again. He had to fix that. I said he didn't even fix my sink stoppers to hold the water in. I just said, "Forget it." I didn't call back for that.

    I had a very good experience with Advantage Air Conditioning & Refrigeration all the time. When I call, that’s the company that I want because I'm more familiar with that company than another. One time, I had another one, but I'd rather be with them. I have extreme OCD. I like everything clean and picked up.     I've had AHS since 2016 and it has always been easy and to the point when submitting claims. However, I don't always agree with the repair people they sent to me. They send the most inexpensive ones and not the ones that actually know how to do the work. Other than that, I've gotten work completed and they have saved me a lot of money. A&S Plumbing has come to my house twice and each time, they have been very professional and helpful. The guy knows his job and he's patient. He is willing to talk even through his work. If I'm standing there, I go talk through it and ask him if I have any other issues.

    I have also had Sears and they've been the only one who has been able to diagnose and fix my 'frigerator satisfactorily. I bought a Frigidaire years ago and it freezes up inside and leaks from the bottom. If I can get Sears every time whenever I have a 'frigerator problem, it would be great. Before, AHS sent a repair person who had to come out five times and couldn't even figure my issue out. So, I got tired of calling and I just called back again when the problem got bad. The Sears guy knew exactly what he was doing and I would love to have him back again. I haven't had a problem since he came. I think AHS works from the bottom of the list and I don't always get the best repair person. But, we worked through it and I don't stop until I get my issue fixed. We plan on keeping AHS. I've already recommended them to a lot of my friends. They have sent people out when I needed them most, like if my bathroom and toilet back up. They've always sent somebody out immediately, especially on weekends. If they can't get somebody out that evening, the next day, somebody would.

Sometimes it’s a recorder on and they will assign someone, let me know who they’re assigning and give me their phone number. Usually, whoever they assign will call me and set up a date.     The first tech who came out was really nice and he was cool. The second one was with a different company that they sent for this part that I had to get and he asked me to take the stuff out of the top of the refrigerator. I asked him if that was all that he needed me to take out and he said yes. He hollered out to me when he was done and told me that if it doesn’t cool off again, to unplug it and wait 24 hours. He left and when I went to my kitchen, he took everything out of the bottom of my refrigerator. He put it in the sink and put it on the counter and he didn’t even tell me. Why didn’t he just tell me to do it? There was a bunch of water on the floor from the stuff and I had to clean it up. Maybe AHS could put a memo or something to the contractors to not do kind of the things that I experienced with taking all my stuff out of the refrigerator and leaving not telling me stuff was out. Other than that, it wasn’t bad. The repairmen AHS has sent out have done good.

    My washer was having issues and the contractor came down and diagnosed the issue. He said I would probably need to replace it. Then he went back to his agency/company and checked if they had parts available. It was kind of a complicated part to replace and they gave me a call back to say it was gonna be a replacement. They explained to me what was going to happen next, such as they were gonna close the work order as complete and then I was supposed to deal with AHS directly for the replacement. So on Calvary Appliance's part, everything was fine, but it was a different story with the replacement part.

    When I called customer service at AHS, they gave me their replacement department number. But sometimes, it would be take up to two hours to get ahold of the replacement department. It was ridiculous. Sometimes they have an option that they would call back if you press one. I finally got ahold of them after trying to call them for a week. They resent the email and they told me to check the spam box. There was an email but it was wrong. Their replacement offer was for a dryer and at a different price. I didn't even know that I got the email because it went to the spam box automatically. They should address the automatic email issue so emails like Gmail does not automatically identify it as a spam.

    The lady on the phone corrected the issue system and sent me an email with the correct replacement for a washer with the correct price. However, on both emails, it said, "To confirm the reimbursement offer, click here." There would be a hyperlink that redirects you to whatever page to confirm it for AHS and that it was okay taking this offer. However, that "click here" part was just a plain text and not a hyperlink, so it didn't take you anywhere. Once again, it took two hours on the phone to get ahold of them. I tried to address it with the customer service for AHS. They sent an email to their replacement department and they tried to connect me with them today as well, which I waited 40 minutes but there was no answer.

    Sometimes AHS is great and their communication works. You place a work order and everything kind of falls as it should, and you don't have wait time to communicate either between the company or the contractor. But sometimes I try to call them every day for the next week, and hopefully, I can get through. But sometimes, you don't get the person to reply to you. Then you try to call them and it's a ridiculous amount of time to try to get to talk to somebody.

    American Home Shield is usually prompt about getting somebody out. Our dishwasher broke down and within a week, techs came out and the techs diagnosed the problem. They said the problem was the control board and it took almost two weeks for them to come out again and replace that. The tech said the dishwasher worked and then he left. was doing some home teaching so I didn't go into the kitchen and try it myself. Later that day, I loaded the dishwasher and turned it on. I came back to finish my teaching and noticed I didn't hear anything.

    So, I went back into the kitchen and found that there was no water. I called Home Shield immediately to let them know that the dishwasher wasn't working still. They told me that the earliest opening they had was today. It has been four weeks now that I've had no dishwasher and that's hard with three people in the house. AHS needs to hire people who can actually diagnose problems. I recommend that they work with companies that can actually come out and fix problems on the spot rather than customers having to make repeat calls. I've had other issues with my heater and I've had to call them three times for one of those issues.

    AHS is very reputable. We've kept them since 2009. We've never had an issue and everything's been fair. They've done what they said they would do. I recently did a claim for the garbage disposal that wasn't working. The company called the next day and made appointment for the next day. It was fast. The guy was very nice and respectful to seniors. He had his mask on and kept a distance. What I liked was he didn't try to sell me something I didn't need. The garbage disposal was frozen up. If you take an Allen wrench, turn it backwards and loosen it up, it's fine. Something was stuck in there. It wasn't necessary to do anything else but he didn't try to run the bill up which a lot of people do. He was honest.

    There was a seal that was leaking on my pool pump. I called up American Home Shield and submitting the claim was fairly easy. They said that someone would contact us in a day or two but we got contacted the same day we filed the claim. Then, the techs from ABNation came out and they took a look at the pump. They noticed what needed to be done right away which was replacing the housing unit for the pump. It took about two days or so to get it, then they came back out and installed it. Since they’ve been here, everything's working fine.

    Something was wrong with the electrical in my dining room. Submitting the claim for it to American Home Shield was easy. I just went online and did it. I don't think the contractor saw the request, so I waited. It said within 24 hours. I waited like two days. He never contacted me, so I just called him. He said he missed the request. He came out on the same day, so I was pretty happy with that. He was a decent guy.

    He said one of the repairs wasn't covered, and I wasn't sure if that was true or not. That was what he said, but he didn't actually check. But he did repair one of them under the contract. American Home Shield is a very good thing to have. I do think that they could have a little more variety in some of their contractors. But other than that, it's a good service.

    The washer wasn't spinning. I called AHS and they called me and said that Limelite would come. They said if I want to wait for the call, I can but they also gave me Limelite's phone number so I can call. I called Limelite and their guy said he would be out. He was prompt. He went downstairs and he said it was the motherboard that went out. He said it would take about a week for the motherboard to come in. It was a Monday and he said by the following Monday, he would be back and he would have the motherboard. But after they fix the washing machine, I washed clothes and put them in the dryer and the dryer is not working. I had to do the process all over again and I asked for the tech from Limelite. AHS is professional and courteous and they take care of their customers.

    We’re new to the house so we were wanting to get the furnace checked out. Techs came twice and they did a great job. The first time was to look it over. The tech found something but he said that he needed to check with somebody at American Home Shield to see if it's covered. It was a little louver in our system that was not moving. I then had the techs come back because the capacitor was needing to be replaced.

    Originally, I had set up a fall inspection of our furnace but the contractor that was assigned never communicated with me. I called back and they were rescheduled or canceled. A woman cancelled that contract and set up a new one. Technicians came and everything's been great since. However, I was charged for that original contract and it still looks like I haven't gotten a refund for that.

    When we hit the open button, the garage door would open a little bit and close back down. It was like the motor was pulling back and forth. I went online and made a service request. The Home Shield website was fine. They usually said that within 24 hours, somebody would call. A tech came and he was fine. He kept his boots in. He messed around with the thing and unplugged a wire or two. He then set up a remote control and set the wire that’s now left unplugged. It took no more than 10 minutes and he said the garage door was fixed and was on his way. Our garage door can be opened now. We're cleaning out the garage so that's been very helpful.     We found out that there was a leak in one of the pipes which is attached to the mainline. We contacted the home warranty, and they, in turn, assigned Adam’s for repair work. They came and fixed the issue. I usually go online and schedule something with American Home Shield, or just raise a request for repair or some service. The only thing was when I created a service request for a leak, they've come and fixed the pipe where the leak was. But within two days’ time, we found out that there was another leak in a different pipe. I don't know how to handle those sorts of things. There might be other people who have experienced similar things. So, it really helps us to look for some of the issues which we don't know in person, or because we don't have the knowledge. But the people who are experts, they can definitely help us or guide us. “These are things you look for.” That way, we can avoid some trouble.

    My fridge was not working properly and there was something with the stove. The guy that came was perfect. He told me what was up. He fixed the stove but he couldn’t fix the fridge. American Home Shield did the buyout option and that was a pain. I had to keep calling to ask what was going on and they said that I needed to go to the replacement department. They would try to transfer me then they'd say they were so busy and they'd call me. I never got a call or an email.

    I went through Thanksgiving without a fridge. I got so frustrated that I called again and demanded to speak to a supervisor. They finally connected me and they said, “You didn't get a email? You can go ahead and either pick out a fridge or the buyout, or we'll send you a Lowe's e-card.” I don't know when that decision was made. No one contacted me from American Home Shield. It was a horrible experience. I'm finally glad I have the fridge but that process was too much. I was on the phone for an hour and 20 minutes to finally get somebody on the phone. I was working so I had to be counted out of work because it took so long with me being on the phone.

    American Home Shield does a pretty good job at getting things resolved but some of the contractors are a little lax in getting it done. I have an open claim now for my dryer and that's been a month. Also, I needed to get my plumbing replaced and I thought it was in the process of getting that but AHS said that they still hadn't received the report from K&S Plumbing. But that's the only bad part of that claim. When K&S came in and did the work, it was quick and efficient. They had two people come in and they did a really good job. AHS is a great company to have, especially to ensure all the things around your home can be taken care of. It's a good investment and they're doing a good job. I used to have them before and the service is better now than it was then.

    Submitting claims was easy once I figured it out. I submitted a claim for the air conditioner online but it wasn’t digging down into the claim. There was no way to do a comment on it. I called the company that was assigned, Air Control Experts, and told them what's going on. My motor broke and so did my heat pump. The motor and the fan were laying in the bottom of the heat pump. A comment box on the website to provide any additional information would have been really handy. Luckily, I already had purchased an extra motor. We had to wait on the new fan but luckily, they could get new fan blades for me. Other than that, I really liked the guys that were out here. They answered any of my questions and were very professional. I'll have to do a tune up in the spring and get filters changed, which I believe is covered under my American Home Shield, and I would try to request the same company.

    American Home Shield's claim process went pretty good. But I had a few shaky experiences with some plumbers and I didn't want them to come back and do the job because they left me in limbo. They cut out a section of pipe. They left my sink clogged up. They said that they come out and do the job and when they leave, something else happens. But they couldn't touch the sink right then and I would have to call Home Shield. I didn't quite understand that.

    I told Home Shield that I wanted someone else. They sent Patriot, which I had had before. Patriot was top of the line and I've been liking their service. They did pretty well when they came out for the sink. The front sink was clogged and their guy cleared up one part of it. But he didn't do the half bath. Something was compromised with the half bath and he didn't unstop that. It's something about the attachments on the floor and he couldn't mess with it.

    My recent issue was with my washing machine. It's easy to submit the claim to Home Shield on the internet. Astro was very responsive and showed up when they said they would. They had to come out twice. Initially, the unit ran a lot longer than it was supposed to and it was way off balance. It shook really bad even on low spin. So, the contractor had to change out the level indicator and then one of the suspension rods. After they did that, it started getting off balance immediately. They came back and fixed that. Knock on wood, it's working now. The tech was very good.

    I bought American Home Shield home warranty to have peace of mind by paying a premium and thought these guys will take care of things when they will break. I guess most people buy these warranties for that reason. They have horrible service, and you may not get the peace of mind that you hoped for, they don’t even have the correct information ported back to their system from their vendor. Their vendors don’t even speak English and will do mostly diagnosis based on guesses. They told me a different diagnosis than the technician on the ground. They didn’t care about my time, the safety of my family and even didn’t respect their own contract terms.

    Normal customer call takes a minimum of 30 minutes and I tried to escalate my case that took more than 90 minutes twice. They won’t replace a unit until a contractor tells them to do so and contractors (3 of them) told me that they will either keep replacing the parts or they will say they can’t fix but they will never mention replace it (I think a directive from AHS itself).

    Original Problem: The dishwasher is not drying dishes. FYI:
    1) This incident is in the middle of the COVID-19 pandemic.

    2) Full Dishwasher cycle takes 3.5 hours and no technician wants to wait to verify if the problem is actually fixed.

    This has been 8 weeks since I reported my dishwasher was not able to dry the dishes and 3 contractors have made 9 visits. They are not able to fix the original issue and in addition, they have broken a few parts in the dishwasher. They want to send the 4th contractor and if they can’t fix it they will send the 5th contractor and will keep going.

    1st Contractor (ANTECH APPLIANCES, INC): Made 2 actual visits and one no show. 1st visit: Technician told me some part was loose and he has fixed the problem. Outcome: Dishes are still not drying. 2nd visit: Cancelled without notice, I waited for this guy for 4 hours to learn he is not going to show up. 3rd visit: Different technician came to my home, was using a translator app to communicate and recommended Dishwasher company should come and fix the issue. Outcome: The machine stopped working completely, I was not even able to start the machine.

    2nd Contractor (GREEN WIRE APPLIANCE REPAIR LLC): Made 6 visits. 1st visit: Told me some switch is not working and will replace it. 2nd visit: Different technician came and told me the previous guys' diagnosis was wrong, those switches are working file. He recommended changing the mainboard. 3rd visit: After changing the board, the dishwasher still didn’t start. He recommended changing the door lock mechanism. 4th visit: After changing the door lock mechanism, the dishwasher still didn’t start. He recommended changing the top panel control board. 5th visit: After changing the top panel machine started but the top panel cover was broken, and dishes were still not drying. 6th visit: Told me he doesn’t know how to fix it and left with no instructions on the next steps.

    Notes: Most of the time technician was doing guesswork diagnosis, asked multiple times how he knows something is not working, and had no explanation. The good part was he was speaking English, so I did not have to use a translator to communicate. These guys were quick in response, but 6 visits are a lot. Outcome: Dishes are not drying and now the top control panel cover is broken.

    3rd Contractor (Expert Appliance Services): Made 1 visit. 1st visit: Total time took 1.5 hours and I was using a translator for the entire time as the guy mostly knew Russian and I don’t know the language. Most of the time he spent asking me what the original problem and what the last guy was did. He diagnosed that the heating element is not working without even touching it. When I pushed back, he opened up the whole machine, used an external device to conclude that the heating element is working fine. He said he doesn’t know how to fix this and left. AHS Response: They want to send 4th contractor and won’t guarantee any quality of service. Their technician won’t provide any written note to me and if 4th contractor can’t fix it they will assign 5th one and so on.

    When AM PM Plumbing came out, that experience was great. I called them again this week and whatever I called them for wasn't covered, so I had to do it myself. I had to pay out of pocket and hire someone else. The main valve to the house was broken so I had no water. I was having trouble signing into the website so I called. I spoke with someone who was helpful, but said it wasn't covered. It was something that was attached to the house, but outside the house. So, she said it would not be covered. She tried to get someone. That was on Monday and they couldn't get somebody to me until Friday.

    Read your contract. Make sure you know what you're covered for. And then, weigh out your options. If you're in a home that needs a lot of coverage for it, double check the contract to make sure that you're getting the things that you need covered covered because there are options. American Home Shield's website is not the best. Also, I am getting messages that I'm being charged for the cancelled call Monday. And that happens frequently.

    The shower in the master bathroom was backed up good and then, it somehow met with the toilets, too. So, when you flush the toilets, they don't go down and it would bubble up. The technician was great. He knew exactly what the problem was and got right to it. He went to the main drain and stuffed 80 feet of stick down there and got it unclogged. It's easy to get the problem fixed with American Home Shield.

    The repair guy did a good job. There was a leak and it was flooding under the kitchen sink. The knob under it was broken, so water was spewing out under the bottom. The baseboard and the whole undercabinet got damaged. The repair guy came out, and then he had to order the part. A couple of days later, he came back out and replaced the sink part. Now, we have to find somebody to do the other part.

    Mr. Rooter Plumbing was sent out for a garbage disposal, and everything was taken care of. I had some difficulty submitting claims with American Home Shield though. I had a service on my refrigerator and our dishwasher. We don't understand that we pay first, and once the service technician came on, he said that the issue was that it was dirty. I've been with American Home Shield for over 20 years, and I keep having the issue about a service technician coming out, then they give a reason or something why they can't fix it. They give a reason why it's broke like the dishwasher, the tech said it wasn't clean. It wasn't working, so we’ve had the service technician out. I paid $75 for a technician to come out to tell me that he can't do anything. To us, lately, it's like AHS doesn't have any concern at all.

    I filed a claim online then the contractor texted me fairly quickly. Bernardo DeLellis Jr. came out for an electrical issue. It was a faulty switch in the bathroom socket. The tech was good. He diagnosed the problem quickly. In that occasion, American Home Shield was quite good. However, the engineer that the contractor brought tried to inflate the job. He told American Home Shield that it was a very big job and needed extra authorization, which AHS refused to do. I got somebody out that did it for $50. In general, the Home Shield is bad. I was supposed to get a follow-up call but didn't. And I couldn't speak to anybody. Investigate the comments.

    A repair guy from JL Services came for the dryer. It was the starter and he said, in the beginning, he was going to try and fix it. He worked on it for a while and every time he would start it, it would go off again. It looked like it wasn't going to work. He said it was out of his hands and that he'd be sending that information to American Home Shield and they would be contacting me.

    They told me it was going to be delivered at a certain time at a certain date. I called AHS and I waited on the line. It was terrible. I spent days and days on the phone and they never answered. The customer service reps were always very nice but they couldn’t tell me anything. They had to put me through to the warranty department or the purchase department. Then, even after one rep said she was gonna text and email different departments to at least call me, I never had anybody call me. I was given the telephone number of the person it was shipped to and that they had it on the fourth of December.

    I was upset. I was out without a dryer for a long time and I had to keep lugging the laundry all over the place to get it dried. It took a while but I've received the new unit. Everything’s great. I felt kind of bad because I don’t think it was American Home Shield, it was these delivery people. All the times that I called, it wasn't on their computer and it was already there. But AHS needs to get their communications set up better where if they're that busy, they can call people back.

    Legum's Heating & Cooling did well. The first time they came out, they thought they fixed my issue but the problem resurfaced in days. When they came out recently, they swapped out the thermostat and that has seemed to solve the issue. There was a time when AHS sent somebody to work on my water heater and he left it in a risky condition. They wanted to send the same fellow back. I didn't think he was competent to do the job so I had to go pay for everything myself to get it fixed.

    Overall, AHS has totally been beneficial. I've had it since 2003 when I bought my house. I've mentioned to people that it was a great comfort as a first-time homeowner that something like this existed. I've been very pleased with AHS. If they had a consolidated plan that would allow for both maintenance and repair, it would feel better than what I've got. My budget is tight and having to choose between one or the other is an issue.

    The freezer wouldn't work. North Alabama Appliance Service worked on the refrigerator. When I submitted the claim, American Home Shield was thorough. But whenever Greg from the appliance company contacted them to submit for the parts, something happened and the request got dropped because I didn't see anything for a while. So, I contacted him back, and then he resubmitted it again, and then it actually got into the system. To get the claim approved, it was the next day as to when he would come out and look at it. And then, it was two weeks after for the part to get because he submitted it but it didn't go through the first time. That was the only issue with the whole thing. He came out, looked at the fridge the first time, and finally got the thing submitted for the parts. And then, when the part came in, he came right out and worked on it. It took him three hours to get it working. Everything has been working great ever since.

    The most recent claim was for a laundry washer. The pump went bad so it wasn't draining. The guy showed up when he said he would and got it fixed relatively quickly with no issues. Outside of this last claim, American Home Shield hasn't been very good. I’m not thrilled with them getting people to come out to do the work. They'll say that they'll get someone out to the property within 48 hours. However, that hasn't been what I found. In fact, they’ll assign a contractor and the contractor will say that they can't come out for a week. I'll call American Home Shield and they'll say, “We can’t assign another contractor because we've already assigned one.” I'll tell them they're not coming out for weeks. They'll wait for the 48 hours to elapse then they'll assign another contractor. For the last case, it took a whole week to get someone to finally come out.

    I filed two claims to American Home Shield for the same issue. Our heater wasn't working. The first person tried to sell me a thermostat. It would have been a service charge. They had to put a new thermostat on, and that didn't sound right to me because the new thermostat is like 20 bucks. I had a second person come out. I paid the service fee again, had the second person come out and the tech pulled the thermostat off. He was like, "Yeah. You just need a jumper wire." So, all it was missing was a little inch and a half piece of copper wire connecting to the port in the thermostat. He fixed it. The heater's working fine.

    The first guy that came out was a phenomenal human being. I loved him. His name was Keith. I just don't know if he really knew a whole lot of what he was doing, which is unfortunate so we had to have another guy come out. The second guy was the same thing. He has a great personality and he's a great human being. I would be more than happy to have him come in the home again.

    When we take a shower, the water, which should be going out, was staying in the tub. The man from JH Gordon Plumbing and Roto-Rooter who came out said the drain could have been clogged up. So far, I haven’t heard anything back from American Home Shield about a cash buyout or how they would supplement that for me. So that has been a really bad experience. Submitting a claim for service is pretty fluid and an easy process. But may God help you if the service isn't correcting the claim and you need more information, and people get back to you after that. I would recommend American Home Shield if people wanted to make this type of investment and that contract.

    The guy from Patriot Plumbing was polite and he tried to resolve my issue. But he was supposed to come back and put a knob on my tub. He never did. And on my rental property, he said someone had to go up on top of the house. It’s a one-storey rancher. They would have to get someone to do that. I’ve had great experience since I’ve been with American Home Shield. I’ve been with them in the past, but I discontinued the services because whenever I called the office, it would take a long time or a few days before I can get somebody on the line. But this time around when I’ve been back with them, they’re very nice. They answer my questions and they send someone out. I have no complaints with them. I don’t have any complaints with the plumbing company sent out either.

    Talking to the AHS representative was very nice. She was very nice and polite. The tech was very clean. If he messed up anything, he cleaned it up. They're just waiting on me to resolve my end of the issue. I’d refer American Home Shield. They’re a good company. They’re honest and polite, and they try to resolve whatever issue you may have.

    AHS is who I use when stuff goes wrong and they get the job done. Sometimes you have to call and prod a little bit. In this particular case, it took some prodding and I was a little frustrated. At first, the experience was touch and go. The communication between Hi-Tech, myself and American Home Shield was unclear. But ultimately, the oven was fixed. Hi-Tech came out and took the part out. They sent it away to get it repaired and it was repaired. I was pleased with the outcome.

    I was having problems with the microwave which started in September. It would knock the breaker out, then I would go back out there to the breaker and tick it back on. And it would work for a little while, then, it would go out again. I submitted a claim with AHS after the techs finally came back here about five times, they got the microwave where they said it was working. But the technicians that came out were very good. I could understand them doing their job. It just looked like they couldn't get it done.

    But one night, the microwave was hadn't been on but it knocked the breaker out. While we were in the house, all of a sudden, the lights went off in the dining room and in the hallway. It was so loud and we smelled like something was burning but we couldn't see anything burning. And the microwave was very hot to touch. So, I called American Home Shield that night and asked them if they would send out an electrician because I believe that the microwave had caused something to go wrong up in the attic. They told me if I had an electrician to come out, I would have to pay another $75. But I had just paid one $75 when a tech came out for the microwave before.

    In the end, I agreed to the charge and American Home Shield sent out an electrician. He came right out and said that the burning thing that we smelled was from a light fixture up in the attic. But I doubt that very seriously because the smell was very intense. But then, he said he fixed the electricity and we haven’t had any more problems with it. Despite that, I still don't know what went on in that attic that night and my family was afraid to really sleep in the house because we didn't know what had gone on up in that attic. I also still believe that what happened had something to do with the microwave.

    The heat wasn't coming on. It would come on and go cold. Then I turn it off and have to turn it on and off. True Air Solutions came out. The tech did a good job. He checked a lot of stuff. He said it was probably a wire loose, and he turned around and went through all my wires. And then he found it. It's working pretty good.

    A couple of times, I've had some work done, and the person sent by American Home Shield wasn't able to finish it. And they had to come back and it took a while. But that's on the vendor.

    I've only started with AHS for my rental property in May, and immediately, I had an air conditioning problem. It was awful because I couldn't get through and it took them three people to come out because they didn't do a Zune system. In the middle of it, my tankless water heater went out, and it went lickety-split. Both of those cost me out of pocket because of modifications and dimension changes, but it still was a lot less. Then, things were fine.

    I did pre-season checks with AHS. I've been waiting to get information because there's a thermostat that's not working and I need to get a filter. Meanwhile, I had the furnace check here, which was lickety-split and it was fine. But I've had a smoke detector that went off a couple of times over the years. It went off at 4:30 in the morning a couple of months ago. I had somebody come out and they said it was too close to the fan and put them back in. I had them all dangling because of batteries and I've changed batteries. Then on Thanksgiving, it started going off again every 10 minutes at 4:00 in the afternoon. So I've had to take them down and wedge this piece of paper to stop the contact.

    I've been fighting with AHS that they didn't fix the smoke detector. The tech guy tried to say one was too near the fan and so I'd have to move it but AHS has denied that. It's still a pain in the ** and we have three of them down now. So they're sending somebody else today. I was told that if they have the same report, then I have to pay another $100. If they don't, then I don't need to pay, and we'll go from there. So it's a hit or miss.

    In the end, the home warranty was well worth it. The only problem was getting them to answer the phone. Although I called some other number and it got answered right away. So, I haven't had the problem I had before with trying to find out. I do my claims online all the time. But one time, I stayed on the phone for an hour and a half, and this was a Friday after hours. I talked to somebody in Georgia who was very sweet and was sorry and called the contractor, and then the next day had left me a lengthy message. So when you get the people on the phone, they're very helpful. I tell people that they have to be prepared for what AHS is. The contractors they deal with are not your local ones necessarily, but it doesn't mean they can't do the job.

    My sink and my disposal were stopped up. My disposal was running then as soon as I would stop it, it would spit right back up. It wasn’t draining. I didn't know if that was my disposal or my sink. The guy came out and said it was not my disposal, it was my sink. He was very nice. He remedied it except that while he was snaking it, the snake went through the pipe so I had a leak. The next day, my basement bathroom had water all over it so I called them back. They didn't know if it was the same problem or if it was something additional. I said since it happened the next day, I feel like they were connected. They thought that I didn't need to pay an extra $75 unless it turned out to be something different and I was absolutely agreeable with that. It turned out to be a hole that was put in by the snake and the guy fixed it yesterday.

    I had another issue with my shower that was separate. They’re gonna come on Tuesday to fix that. I need to provide access and AHS said that I needed to move the mirror and vanity for them to get access then cut around there. But I don't know what happens now that I have that hole. The home warranty said that they would be paying to drywall that back in but I don't know how that works.

    Doing claims with American Home Shield was not difficult, but when you want to speak with a representative and they come to you with like 21 questions, I don't think that's necessary. It's not overwhelming, but you just want to get on the call, say what you gotta say, and get off of it. I just don't like, "What's the model? When was it installed?" I don't know any of that. The technician who came out was very professional though. He was able to fix the issue. There was no replacement that needed to be done. Only thing that needed to be replaced was the board. So, it's not like I had to go out and buy a whole new unit, thank God, for that.

    AHS has great customer service. The first time my furnace went out, they gave me to someone else and I never got a phone call. I was always the one that was reaching out. But when I called them, I was like, "Hey, cancel my order." I felt I was getting the runaround with them. I said, "Send me somebody else out here because I'm basically getting the runaround." It was like the minute I put the order in, the young lady was calling me and within 15 minutes, I was in a phone call. I felt like that's customer service. She was so professional. I felt like I develop a relationship with her. So, I was very pleased.

    The first plumber that came out was from Discount Contractors and gave me some incorrect information. I called AHS back and they sent a second plumber out with no problem.     I don't feel like enough of the heater work is being covered by the warranty. But per the guidelines that I was given, American Home Shield just covers the heater and nothing else. But there is other work involved with replacing a heater that should be included in the future. The parts that they don't cover like the ductwork and the gas line that runs to the heater are required so they should be included in the warranty, not just the heater. Usually, if you replace a heater, you have to replace most of those things as well. So, AHS should budget to include those items in a heater replacement. But the people I've talked to on the phone have been good. There was one gentleman I spoke to about the heater that was hard to understand. There were some language barriers there. But other than that, the customer service has been great. The contractor told me everything would be done to code and it would be done nice and clean, so I was happy with them.

    Normally, when you call American Home Shield, we get to see someone within a week. Steven A Mills Plumbing came in with their mask. They did an awesome job and only took a few minutes.     I figured to get a home warranty ‘cause when somebody comes out, they're gonna charge you so much. The only thing I don't like was when the first snowstorm kinda knocked everybody out of heat and light, their people didn't look like they come quick enough. When a company came out for my furnace that went out, they just shut it off. I had to call AHS and they said that the wires had burnt up. Whoever was the last person that worked on my furnace took some kind of limit control off and that made me not be able to get the furnace fixed. The lady did go over the contract with me and it says it in the contract. I had to have a furnace so I had to buy one. The lady was nice but they didn't even suggest anything for me. I called the place that they had come out here but he gave me such a ridiculous price.

    From the time that I put in the claim online, the contractor called me immediately the next morning. They were here promptly and took care of the drain from the commode. They were great. I always go online to submit a claim and it is much easier than calling on the phone. I've waited a couple of hours before for them to answer. So I prefer not to call if I don't have to. I do have an open claim with them right now for my dishwasher. It has not been resolved. In terms of the contractors, the one that was most recent was the best contractor that American Home Shield has ever sent out. When they used Sears for appliances, they were really good too. But I've been waiting on a new dishwasher since the middle of November. Overall, American Home Shield is definitely worth the money.

    When my wife and I separated, I was stuck with the house. It's falling apart. I wanted to make sure if anything breaks, I could get it fixed without ending up spending a lot of money. When I had a stoppage in my laundry sink down in a basement, I alerted American Home Shield online and it was easy. When I finished, they told me that someone would contact me via email and through a phone call. The guy then contacted me that day and scheduled the date for him to come out because I wasn't available that next day. It took a day or two. When they came, both of the guys were very good. The guy was training someone and showing him how to do stuff. Whatever they used to clean the laundry sink was better than other people, because it usually backs up at least once a year and it slowly goes back up to the same point. But it's working fine now.

    The washing machine was making a horrible noise. It sounded like a train was coming through my house. The tech came out here, turned it on and said it was the bearing. He took the agitator apart so he could make sure it was the bearings and it still made the same noise. He put it back together so I could at least use it until the new one came. He did a fantastic job. I just got the new one today and the only thing is that I thought that I got one that said it had a Downy dispenser, and this one doesn't. The contractors were always good and they fixed everything we needed. One contractor was Piedmont Mechanical. They were fine but they got mud on our new carpet and the steps.

    The only thing I got against American Home Shield was it took forever to get ahold of them, which was terrible. I waited to talk to a live person and was on hold for an hour and a half. We had the home warranty for a year but we are not going to buy the home warranty again because we don't need it. We pretty much got everything fixed that we feel we're gonna need fixed in our small condominium.

    My pool motor stopped working because of some power surge and the whole thing got reset. Expert Pools came. They had to make a couple of trips but they eventually figured out the problem and addressed the issue. There are some issues with the coverage from AHS. For example, the pool heaters which have stopped working are not covered. Otherwise, I also have another property where I have another warranty service and I feel American Home Shield does a good job. They can send good people and the claims get resolved promptly. Sometimes though, coverage can definitely be improved even if I have to pay a bit more. If those options can be shown as an additional charge, then I can make that call instead of finding out towards the end when I have a problem that is not covered.

    We had to do three claims, one for the water heater, one for the furnace, and one for my oven. I don't like the new way that American Home Shield is doing claims where everything is online or automated. It's very difficult to get ahold of somebody right now. For our claims, the same people that came out for our other water heater came out for this recent one. They were great to work with. AHS gave us a really good contractor.

    The furnace guy was the same thing. He came out, it was really easy, and he was really great to work with. This claim was addressed wonderfully. What happened was our furnace is a very good one but it's very old that they can no longer get parts for. All of a sudden, it wasn't able to shut down properly. When the temperature would hit its appropriate temperature, the furnace would shut down then start up again then shut down. We were very worried because the last thing we wanted to have to do is replace our furnace right now. The furnace guy was able to diagnose the problem down to the actual thermostat within the furnace itself, which did not have to be replaced. It just needed to be adjusted. It got a little bit loose with age and he was able to make that adjustment. The furnace is running perfectly now.

    My oven being down has literally killed the way we can eat. I'm still waiting and it's been a while. I'm hoping to get my oven back quickly because after my procedure tomorrow, my diet will be very specific. It's Christmas time and I can't cook it without an oven. I tried to contact AHS twice now and I was on hold for over an hour. Online, it tells me that it's still in review. But when I went through the automated system, it told me that part was on order. I'm being told two different things so I'm not really sure which one's correct. That’s a little bit of an issue.

    That issue aside, AHS is a great company and I was very happy with them. I would definitely recommend them especially if you're unsure about the home you're buying and what's going on with it. We have a newer home in Wales and we have AHS on that as well. It's comforting to know that we have coverage if something were to happen. When you buy a house, you don't necessarily have a ton of money.

But I would have preferred if we could have set up the appointment times a little more conveniently. I figured, me being the person that's getting something fixed, the contractor would work around my schedule but I had to keep adjusting my day to work around the tech getting out to me. I was a little irritated by that because I'm finding myself having to do it yet again today.

    When it rains, the plumbing in my house would clog up. We had a snowstorm and I noticed the plumbing was backed up. A plumber from A-1 Affordable came out. The guy was someone who had been out here before and he unplugged the plumbing. I had another plumbing outfit come out and the tech went 75 feet out and unclogged it. This time, A-1 came again and the tech who seemed to know what he was doing said it was about 40 to 45 and that there was something wrong somewhere in the line. It took about half an hour to unclog the plumbing. It wasn't a stop short job.

    I've been in my house going on three years and from my understanding, the previous owner had problems with the sewage and the city said they couldn't get a camera in. If all this was on file and recorded before I purchased my home, the appraiser should have been informed because they go through procedures at city hall to get the sale together. I pay my warranty every month as well as the service fee. Somebody should give me a diagnosis on exactly what the problem is and repair it. When I call AHS, they're Johnny-on-the-spot. When my furnace went out and I had a plumbing issue, their guys both came out and took care of my issues the same day. I'm satisfied with how they respond when I call and with their service operation. But I can't say if their techs know how to handle my problem.

    I have two American Home Shield policies and my tenant said he was very happy with the claim in Scottsdale. They went out to check on a water leak. They replaced a valve on it and it’s fine and dandy. However, American Home Shield is a little higher here in Texas and I don't understand the difference for that. It's just for a condo but the outlay is $100 as opposed to $75. Other than that, it seems to be working out well. They send out the same company depending on what it is.

    The recent claim I had was my pool. We had a little bit of a mess-up on that. I had paid for someone to come out and give me a diagnostic. He found three leaks by getting in the pool. American Home Shield sent out a pool company. He fixed the inside of the pool and said it wasn't covered by the warranty, and that was $300. But he didn't fix the part that was covered. So, I had to get on the phone, spend my time, call the pool company and tell them they were supposed to come out. American Home Shield wanted me to pay another $75. I said, "What did I get for the first $75? I paid $300 to have it fixed.” They rescinded and sent the guy back out so I wouldn't have to pay another $75. The pool people are professional. They get there on time and let me know they're coming. The guy's name is Chris. He fixed it and told me what needed to be done in the pool.

    When you have something that's gonna be outside the warranty, American Home Shield needs to be a little clearer. The leak was inside the skimmers. They said it was not covered but I was paying for extra to have the pool covered. But they did come out this year and had to replace the big filter thing. They took care of it right away. Their guy said it was broken and they repaired it. It was about a $1,000 piece so it was well worth it to have the warranty.

    I’d recommend American Home Shield. I've got a lot of properties and I've got a lot of clients that have properties. They've had some run-ins with their warranty companies not wanting to pay. If something needs to be replaced, that's where the big problem is because they lead you to believe that they will replace anything. But I didn't study that part. When I say something's broken and I have a warranty, I expect it to be fixed. If they can’t repair it and it finally goes out, I expect it to be replaced. None of this, “Well, I’ll give you $50,” or “I'm only going to give you $100,” or “I'll give you $100 towards your technician,” whatever game they're playing. That's not the way it works and that's what my clients are finding out.

    I've owned this house for about eight years and came to find out that there was a couple of things that I've had to do repair-wise that I could have had covered. I was told to try American Home Shield and it's been amazing so far. But they could have an upfront list of the people in the area that would be doing the work. We had to wait for it to do what I was saying it was doing and he was willing to come back later in the evening way past when he was still in business to make sure he caught it, which he did. Once we figured out the problem, he had the part on his van and he fixed it right there. Then, we were all good to go.

    My ceiling fans weren't working. The remotes were outdated. They had to come out twice to take care of it because they didn't have parts.     I was a little troubled when the tech first arrived because he wasn't even finished getting off the truck when he told me that I got two issues going on. He said he was going to have to get me to call AHS so that I could get another claim going because I was going to have to pay another $75. But I told him that when put the claim of the repair request, they didn't tell me anything about that and that both of the issues would be taken care of. He the said that I might want to call AHS. So, I called and told them to tell me this. Then, they had to call him and say that both works were under the same ticket. So, he needed to take care of them. So, he said he would.

    For the air conditioner part, he realized that a motor had gone out, so he started fixing that. When he went back to the furnace issues, I told him that the heater was not working. I had to turn it off, reset it, and turn it back on. It runs for about two or three hours, then I had to get up in the middle of the night, turn it up, and reset it again. Before he even looked at anything he said that it was a problem with my air filters. But I said that those air filters have been there for just a little bit over a month and they were still pretty clean. I said that not because I didn't want to change them, but because I didn't think it was time to change them at that moment. But he concluded that that was the problem.

    However, the heater was still not working right. In the middle of the day or in the night, when we had the heater on, it would be blowing cold air. So, I told him it also had to do with the thermostat because they came to look at the unit and they never changed the thermostat. At the time, I had to step away from him since I was on a lot of calls because I'm working from home. I asked my son if he could keep an eye on him and make sure he didn't need anything. The tech didn't spend 10 minutes there and came out with the conclusion that the issue was the air filters. But I knew that it wasn't. He then left without having a chance to talk to me. Now, we're still having some problems with the air heater where it just starts blowing cold air. So, I was really disappointed.

    I never had these problems with American Home Shield and my experience with them had been good. Not too long ago, they sent techs who came in to fix my garbage disposal. And today, some people came to fix my dishwasher, only to find out that when they came in to fix my dishwasher, there was about half an inch of tubing too short. So, it was leaking water underneath. The drain was clogged and they never even changed that. So, I’m getting disappointed with the overall service that I've been getting.

    Other than that, when I called in for the furnace and the air conditioner, AHS told me I didn't have service. But I told them that I've been paying every month without failure, because I have it all right with them. So, I told them that it needed to be taken care of. It took a while for them to say that I have service. They had to call me back and let me know that they misread my record.

    So far, so good. There was an issue and AHS got somebody out to fix the gas leak so they could turn my gas back on. I appreciate that. The plumber was outstanding. The total bill was $750 and all I did was pay my $100 deductible so that was good. However, I was advised that they were not going to take care of the other issues associated with that gas leak. I've been waiting to see it in writing and I'm still waiting. AHS was quick and very responsive with the one area that they agreed to take care of. But the one area that it appears that they don't want to take care of, they haven't followed up on communication.

    The house and the pool are covered in the home warranty. We had another party do the pool which was great. But this home also has very nice gas-fired backyard amenities such as a gas grill and gas lanterns. Next to the hot tub, there are a couple of gas-fired fire and ice pots. One of them was not working. I thought my warranty covered everything. They weren't inspected because it's one of those things that slipped through the cracks. The original home inspector just did the home and the sprinkler system. Nobody looked at all the gas amenities that are part of the landscape in the backyard. Now I have to fix all these amenities in the backyard that I wish would have been captured in the original inspections by somebody I paid.

    I've had multiple issues with my air conditioning over the last three years and I've had American Home Shield send out numerous companies. It's relatively easy to submit a claim. They will tell you which contractor has been assigned. They will give you a phone number for that contractor and will let you know that the contractor will be contacting you shortly. I had Southern Air Conditioning come out because the air conditioning wasn't blowing cold air. The techs have all been good from everything that I've experienced. The professionalism is good. But I've had a couple of issues with the quality of work from different contractors.

    Last year was a big ordeal because the agents at American Home Shield did not seem to know the contracts that were issued to the contractors. I was having an issue and they sent a company out. They thought they did the repair and within a month, I was calling them back because it had gone back to blowing warm air again. They sent a different company out and that company said it was the worst solder job they had ever seen from the previous contractor. That was why it was leaking again.

    When I tried to get somebody out to fix this, they kept scheduling companies, but the companies would say under the contract, the original contractor would have to come out and do the repair. So my air conditioning was literally out for two months. Living in South Carolina during the summer and two months to get an air conditioning problem fixed is unacceptable. So they should understand the contract and when there are issues, they should able to resolve them quickly.

I didn't know if it was because we had a language barrier or because what I needed wasn't listed on the list of things that the lady could choose from. I had to repeat what I wanted done five times, and then she still didn’t get it, so I just picked something and told her that was what it was.     When the heating furnace came on, it had this burning plastic smell. So we shut the heat off and called it in. It took a while for someone to come out because J&A was extremely backed up. They scheduled an appointment that day but they didn't schedule it for like a week. When they came out, they were on time. They looked at it and repaired it. The tech had to leave and get a part. Then he came back and installed the new part. He made sure everything was working properly. We were very pleased.

    American Home Shield could improve on being able to talk to a live person instead of being automatically routed to the endless chasm of prompts that don't get you anywhere till you finally get to a person. When I call to ask some question, it's like, this doesn't apply and this doesn't apply, and I have to push a button, then it doesn't really apply, just to finally get to talk to somebody. But the coverage itself is excellent. The main thing is that everybody needs to read the fine print, so they know exactly what they're buying, what's covered and what's not covered under each of the different systems.

    Heroes Plumbing Service handled our claim really well. They found a leak in the bottom. It wasn't where I thought it was, it was in the shower drain, and that's not covered by American Home Shield. It turned out that I also had a leak into the bathtub because three years ago, I had these things replaced and the people installed it wrongly. They missed one of the leaks. But they diagnosed the other thing, and they were very professional and on time.

    Sometimes, it's hard to know what American Home Shield would cover and what they won't. For example, I have an old fridge and it was leaking, and the plumber couldn't find the part. They ordered the part. In the meantime, I'm waiting, and my fridge is still leaking for two weeks while the part comes in. I hope they make things happen faster.

    A portion of my wiring quit. My computer and my lights in two rooms went down. My wife was using our sewing machine and that went down, as well. But there were still some lights that were on. When I went to check the breaker, it was not broken. I started getting my little AC checker and it wasn't showing okay. It was showing a weird power on ground indication and it was a little bit above my paygrade.

    I called AHS and had an electrician come out here. He was a real nice guy. He looked at a couple of the plugs and found one of the plugs was indeed bad and there was a little black mark on it. He said it didn't look dangerous but it was gonna be intermittent. So he replaced about three of the plugs and that took care of it. So far, it's been fine. The guy was real good. It was pretty easy to submit the claim. I just went online and submitted it. Then somebody called me and got some details. The guy called me and set up a time that he was going to be in the area. He was here exactly when he said he was going to be there. It only took about an hour or so and he was done.

    We had to have a ice machine fixed in our refrigerator and it was one of the appliance issues that was taken care of pretty quickly. There was a part in the refrigerator that was $350. But it only cost $75 for that amount to pay. So that pretty much paid for the warranty right there. AHS is like any insurance. It's not something that you want to use, but you're paying for it every month, and month, and month, and over the years. Then you kind of almost feel that you wish something would break here so you can get your money's worth. But when it does happen, it's there and it works for you. I’d definitely recommend it, if someone wanted it.

    The lights were coming on and off, and the contractor found the problem and fixed it. I've had a home warranty for at least six years or so. We had Fidelity but I was not going with Fidelity, so I chose American Home Shield. When I submit claims, it’s sometimes hard to reach anybody by phone, so I go online to start the process. But a lot of times, it's limited on what you can check for any problem that you might have. They have generic things. But when they call you, you can tell them and you can add things.

    I've used American Home Shield about four times now. The experience has been excellent and I've only had one problem with them. The person on the dryer claimed that they were gonna come out on Monday at a certain time, and that was fine. But right close to that certain time, they called me and said that they wouldn't be out that day. I asked if they were gonna come by the next day and they said they would be out in another four days. I asked why I wasn’t at the top of the list for the next day and they said that they got other people to take care of. I told them that I should be number one on the list for the next day. They said they couldn’t do it. I talked to a supervisor and he too said they couldn’t do it. I told them not to bother coming out.

    I called American Home Shield and they got me another company, and they were perfect. They did everything they said they were going to do. The contractor came and the dryer works fine. I also had a washing machine replaced, a refrigerator repaired, an air conditioner had a part or two that needed to be replaced, and there might have been a couple of other ones in between there. I've had AHS for close to 10 years. I pay a good amount for it but I like that peace of mind. I rent a room in this house and my rent is so low. I told my landlord to let me buy a home warranty. He likes to travel a lot and if he’s out of town and something breaks down, I can take care of it just paying a deductible. I've done that twice for him now. The dryer and the air conditioner were parts of it.

    My smoke detectors were acting crazy. They would go off in the middle of the night. It turned out that the electrician that the seller had, had some wires mixed up, which was causing it to not function properly and to go off at odd times. So the tech fixed it and I haven’t had that issue since he left. He was great. I also had a plumber come out. The electrical outlet for my Jacuzzi tub was lying on the ground, and my inspector wanted that mounted. The gentleman who did the work inadvertently removed the air cord that allows the Jacuzzi to start. So it wasn't working and I had the plumber hook it up. Once he realized what was going on with it, he showed me where to hook it up in case it came out again. It was a good service too.     My biggest problem with American Home Shield is that some of the service contractors they've sent out seem to be lacking integrity at times. They’re not as meticulous as most people. It’s almost like a trend with most of them. They come out and before they even assess the problem, they start telling me how much it would cost to repair it. It seems like the whole goal is to exceed whatever the minimum that AHS pays them and try to get as much as possible from the homeowners. I’ve had that happen on numerous occasions and I have complained about it on several occasions also.

    AHS needs to do a better job of screening their contractors and make sure that the contractors know that AHS customers are not cash cows for them to try to manipulate. Fortunately for me, I've been around for a while and I know about homeownership. When they come out to tell me things, I tend to question them and they seem to get a little agitated when I start asking them questions.

    We had a company come out here initially and told me that my out-of-pocket is going to be $700. When the guy came out, he told me the reason it’s freezing up outside is that I don’t have enough Freon. He told me all that after being here for about 10 minutes. It was kind of strange because I just had the compressor changed in July and they filled it up. He said I might have a leak and I said if it does, then that should be covered because they should put a new compressor on. Then he said that maybe it’s not the compressor. He came in and looked at the air handle on the inside. He took the cover off and looked at the evap cord, which seems to have just a little wear and tear on it. He said my cord is leaking and I told him that that cord was changed about three years ago. He said he was gonna take all that information back and then they would call it in.

    American Home Shield sent me an email and then I went online. I called American Home Shield and they won’t tell me this was a $750 out-of-pocket expense to give me a breakdown. I called the company up and said I wanted an itemized breakdown. A rep came back and said it's $150 for a plumb line to clean a drain line and the Freon is $500. I called the billing inspector's office and I and I told a rep what was going on. I asked him to give me the high-end of what it’s gonna cost if they change out the whole unit and he told me it's gonna be $60.

    I asked for a second opinion and A & A came out. Their guy diagnosed what was going on and he told me it was the evap cooler. He told me exactly what it was. He said there was a short in the wire with the defrost regulator outside. I got extra wires for this whole system. And he explained it to me as he was doing it. He came back in about 10 minutes and said he has fixed the problem. Other than the level of competency of some of the contractors that they send out, I recommend AHS.

    When I filed a claim for a leaky faucet and a leaky pipe on the bathroom sink, I was notified that I would be contacted by someone within 24 hours. The one issue I had, and I could be partly to blame for this, is that if indeed Fazio contacted me, they didn't leave a message. I don't know where the disconnect was, if the email was generated properly or if there was a gap in communication with Fazio’s or my phone. This concerned me a little and then when we were able to finally connect, it added to the time to get me scheduled. That was a little frustrating, but not to the point of disgust or that I would never recommend this service.

    The service was excellent and I appreciate it. I'm not an expert, but I thought the faucet that was leaking could have potentially been repaired, and I thought that would be the direction that they would go. I'm happy with the results though. They ended up replacing the pipe that was leaking and the faucet with a new comparable faucet (maybe even better) and did a good job, so I was grateful.

    Jacob's Plumbing came out and fixed an issue. Then we had an additional issue just a few days later that I didn't realize could have put it on the same invoice. So I ended up paying an additional $100. When I did that, Jacob's Plumbing never responded. It had been three days and I still hadn't heard back from them. So, American Home Shield contacted Safe Cali and they ended up coming out a few days later.

    Safe Cali looked at the issue and stated that they needed to get approval from American Home Shield and that they would get back to me. But I still haven't heard from them. I've been contacting them and leaving them messages almost maybe six times now. I've also contacted American Home Shield to tell them that they have never called back and my toilet is still not working properly, and I'm still waiting.

    I'm in a holding process for this and I'm really dissatisfied with American Home Shield for not being able to help me after I've already paid my deductible. I've paid in the last two or three weeks $300 and the services are not complete. What's even more frustrating is the people that I speak to there at American Home Shield has been really difficult to get through to help them understand the process and what I need. They're constantly repeating everything. That's why I haven't called today. I've been thinking about it all day, but I don't have 25 minutes to be on the phone with American Home Shield just to still not get my issue resolved

    I'm very dissatisfied and I'm trying to find out if there is another home warranty company that I can go with. Thank goodness that I have two other bathrooms but it's very inconvenient, especially when I've thought that this is going to be resolved. But here it is, almost Christmas, and I'm afraid that I'm not going to have this resolved before then.

    The submission process is easy. I had my dishwasher replaced. I've had service for my dryer several times and I've had the icemaker repaired on my refrigerator too. The ones for my dryer and refrigerator went smoothly. Recently, I had my dryer serviced again and the company handled stuff very quickly. My experience was very good. On the other hand, the one on my pool heater has not gone smoothly and I've been dealing with it since May of this year. I turned a ticket in and had a company that claimed it wasn't normal wear and tear, which is crazy ‘cause the thing is 2005. That's how old it is.

    I had a second opinion, dealt with that guy for a while, and then he got sick. He stopped returning calls and he was supposed to be ordering a part. I had to deal with American Home Shield ‘cause they were denying it the entire time. They wouldn't return my calls, and when I asked to speak with somebody like a manager, they said they would be calling me back and they never did. They also didn't have documentation that I called. That one is tainting it because I've had a lot to deal with. Finally, I asked for another appeal and I got a third person out.

    They were able to convince American Home Shield that it's normal wear and tear and it needs to be replaced because it's old. I called them and last I heard, they said that a new pool heater was being ordered now, but I don't know that I trust that ‘cause sometimes they tell me stuff that's not actual. I haven't been able to use my hot tub since May ‘cause there's no heater on it. The spa is connected with the pool which heats up all the same.     The heat wasn’t working and the technician was a good guy. I didn't get any feedback from them of what they fixed but it’s still working fine. The service has been great although I had one contractor that they had to get rid of because it wasn’t satisfactory with their work. But submitting a claim to American Home Shield is good. All I do is go online and I put it in. Then, someone calls me and schedules the service.
