    The process with American Home Shield is confusing to me because it appears that you can put a claim online but it doesn't seem to let you explain the situation. I would have to call and they would tell me that it's a new claim. I would have to tell them that it isn't and I just want to add or just explain more. The language barrier is also tiresome to deal with. The people that I encounter are nice and they are trying the best that they can. But the language barrier makes that call longer than it should be. It's hard to explain what issues you're having.

    The follow-up process is horrible too. They'll tell you one thing then it's something totally different. You call back and speak to someone else. It's hard to communicate with them. At the end of the day, you do get what you need but the process of going through it to get to the end point when it comes to American Home Shield is horrible. It's a frustrating experience. But if my end result is resolved, I'm okay.

    I had a claim where the Neely Brothers came and they did a good job even though they had to come back and look at something else. Originally, the first thing didn't fix the whole thing but they got it done. They were very professional and on time. They were very nice and courteous too. I had a great experience. What I also loved about the Neely Brothers is that they were very knowledgeable and they showed me parts. They explained everything to me as to what happened and I really appreciated that. They made sure they cleaned up the mess they made. I was impressed with that because I had other contractors that didn't do that.

    The dryer was not working. The technician who came said they needed a control panel. He submitted the claim to American Home Shield. I spoke to one of the claims person to find out whether or not they were going to replace it or were they able to find the control panel. They weren't able to find the control panel, so they offered me a replacement.

    American Home Shield has done really well. When the fan in the oven was not working, I did the claim online, which was very easy. The tech was excellent too. He replaced the motor for the fan and now, that oven works way better than it ever did.

    There was a big winter storm that went through Texas and my water heater stopped working during that time. American Home Shield said that it was covered. But in the area that I live in, the codes had changed. American Home Shield assigned a plumbing company to me. When I looked them up, they had terrible reviews and had less than 1 star. I called American Home Shield back asking if there was any way that I could get another company out. Since my house would need to be brought up to code and that was going to be out of my pocket in addition to the repair, I wanted someone a little bit more reputable to be working on my home. I was told that with the storm, there was no way that they could get another contractor because that was the only contractor available.

    That contractor did not show up nor did they call me. I called American Home Shield back a few days later and said, “I told you the contractor was awful. And they did exactly what I read... They take the work and they don't do it.” American Home Shield put me in touch with another company. That company contacted me fairly quickly and they sent somebody out. However, the person that they sent out gave me a quote that was supposedly $300 to $400 at max. I never received the bill but they told me it was almost $1,000 so there was inconsistency in the information that I was given.

    I was price gouged beyond belief. It was to the point where I was upset because the contractor had told me that my house was out of code. There was electrical work within the water heater that needed to occur as well. I said, “In that case, I'm gonna go through with the contractor and not replace it myself because I'm not an electrician.” I can hook up a water heater but I don't know anything about dealing with the breakers. It was not until they had completed all the work did they say, “Just kidding... It's just a plug-and-play. We just had to put it on a stand.” I was then locked in to paying them all the money for work that I could have done myself. I called back arguing, “You're charging me for $300 something for electrical. What electrical work did you do? The guy specifically told me there was no electrical work done.” It took me prodding with them for them to take away services that were never even rendered in the first place.

    It's tough because Megan, the front office lady that I worked with through all of it, was amazing. She went above and beyond to correct any complaint that I had. And the tech that came out to do the work was very nice. He answered any questions that I had about the work that they were doing. That was what shot them in the foot is because I asked questions and it did not match up to what they told me they were charging me. They wanted to charge me $150 for a stand that I could buy at Lowe's for 40 bucks. They wanted to charge me $50 for an insulator. It looks like a pool noodle. It goes around the tubing, which you can get for $2.83 at Lowe's.

    I said, “This is part of the repair. This stuff was on the water heater beforehand and it's part of the water heater replacement. So why are you guys price gouging me beyond belief for stuff? This isn't an excess to the water heater.” They couldn't really answer me. I would call back and try and talk to the American Home Shield customer service. The call center that I would get ahold of is foreign and they could not understand my questions. They said that no supervisors were available. They just gave me all the excuses in the book of I couldn't talk to anybody and my situation was what it was. I counted up all the money that I've paid into American Home Shield for the last two-plus years and said, “I'm upside down with you guys. For coverage, I've paid more money into you than what you have covered for me. So I really don't understand the benefit of what has gone on here.”

    I was very upset because I was calling for weeks. I didn't have hot water for three and a half weeks. We already didn't have power so we were just all stuck between a rock and a hard place. I was trying to be understanding of the timeline. I understand that plumbers are a hot commodity right then because so many people had busted pipes. But there was no communication. They would tell me one thing then they would do another.

    American Home Shield refused to give me a breakdown of my bill. They said that the only way that I could get it was to go through the contractor. They could tell me that over the phone. Also, the people I talked to didn't have English as their first language. When they were not understanding what I was asking, I was very frustrated because I didn't understand how they can be in a line of customer service if the language barrier is so much that they cannot understand what their customer is saying. All in all, I didn't have a good experience.

    There was something wrong with our water heater and it stopped working. When I called Home Shield, the woman I talked to was just doing her job, but I could tell that she repeated everything I said. It's good when you're having a conversation, but I knew she was reading a script instead of trying to connect in a conversation with me. I also didn't like the whole process of dealing with the company itself. The call was a little painful because it was long. I had to press one, and I was on hold for a long time. Still, the company that came out to do the work was fantastic and I would recommend them to anybody.

    Ament’s was the second contractor because it took some time for the first contractor to call me. When they finally called me, they said it would be at least a week before they could come out. I called Home Shield back and said that was unacceptable and we needed somebody else out. Bright and early on Monday morning, Ament’s called me and they were out that day. It was wonderful.

    The website is user-friendly. It's easy to log into, and it gives you a good menu to select from the system as well as enough space to be able to describe the problem. American Home Shield will initially call or send you an email, letting you know that they've assigned the contractor to you. The company then calls you and gives you a time period. Recently, a company came out to troubleshoot my air conditioning system 'cause it wasn't cooling. They took care of troubleshooting it and it turned out that the system needed Freon. Now, it's up and running. They did a great job. On the other hand, I had issues with two plumbers where they didn't do the job and I still wound up paying for it. I had to finish it myself. It wasn't fun.

    American Home Shield tries to get your situation handled for you. While it's not specifically their fault, sometimes the contractors that they assign are not very professional or competent. I'm not the only one that's had issues with a couple of their contractors too. I look at the reviews online from Better Business Bureau or see if anybody's left reviews on American Home Shield. I've had to decline or deny contractors coming to my house because of their reviews and my own personal experience.

    Pacific Coast Appliance did a super job. They found the problem right away. The tech said it would cost over $1,000 to fix the problem. Then American Home Shield gave me an email telling me what it was, and gave me some money to go out buy a new refrigerator. So I got me a new refrigerator and we're all back up and running. But the guy from other company that American Home Shield sent out to fix my range was a pain in the butt. He didn't know what the heck he was doing. He never fixed the range. So it's still screwed up. But at least, we got it operating.

    The range has one of those electronic push button things in the back and it keeps beeping all the time. Sometimes we can't program it to cook. That's why when I put in the claim for the refrigerator, the lady told me they were gonna send this company out and I said I'd rather not have that company around my house anymore because they don't know what they're doing. So that's when they sent the other guy from Pacific Coast. That guy was right on. He was there on time and he did a damn good job.

    Overall, American Home Shield is worth getting. It's a good insurance company. If you have a problem, they're right on the spot to fix it. The only thing I don't like about the Home Shield is when you call up and you talk to some person in the Philippines because I can hardly understand what they were saying. But all in all, it's a great company and they did a good job for me.

    The furnace wasn't working. We needed a new heat exchanger. The contractor put that in and then discovered that one of the gas valves needed to be replaced, so they did that too. There were some other problems, so they came back a third time and fixed them but they did a good job.

    I typically go through the Home Shield web page for my claims but I had a previous toilet issue and I didn't double-check if the services were covered. I went online, paid the $100 fee and when the guy came out, it was not a covered service. I ended up spending $100 extra when I could have just called a plumber and had it fixed for $100 less. From that point forward, I double-check before I go through Home Shield. I don't have $100 just to flush down the toilet every time something happened.

    When the rubber inside my washer had come loose, I called Home Shield. I had someone out here within a couple of hours. The service technician was with AMPM Appliance repair and he was a pleasant gentleman. He knew exactly what to do and he was out and about in less than an hour. There were no messes left. The service through Home Shield was excellent. Home Shield is a legitimate company and they send technicians out the same day most times. They're a really good company and I'm satisfied.

    In the winter storm, there was a company that came out for the furnace. Not long after that, I had a company come out for the AC. The furnace people fixed my furnace. The tech said it was an electrical thing that clicked on that he fixed and it clicked on right away. But he knocked a wire off. When the AC people came, the tech said something was knocked off to where my AC wouldn't come on. He repaired the problem. He put the wire back like it goes.

    It's difficult to make a claim with American Home Shield because I can't talk to anybody. If you could just get ahold of somebody that would be an improvement to their service. Trying to put what you have down on a website saying what's wrong is so impersonal. You feel like, "Are they going to come? Are they not going to come? Do they understand what I meant?" By speaking to someone, you can communicate exactly what's wrong with your house. I've been a customer of American Home Shield for a very long time. Due to a lack of being able to communicate with someone from the company, I would consider another company. I just haven't found another one.

    I like American Home Shield’s service but the only thing that bothers me, sometimes, is the response time. They can do a little better with how long it takes for them to get somebody out, especially for issues like plumbing. We had sewage backing up from the toilet into the tub. So, it was probably the main line going out. We had to wait for almost five days. The issue was resolved but when something like that happens, you would like someone at least within 48 hours. Still, the service with AHS has been beneficial. A couple of issues have been taken care for us.

    The top of the stove has adjustments for the settings for how hot it could be, and it would only go to high and it wouldn't shift. I did a claim to American Home Shield through the website. It said the contractor would contact me within a day. The tech was professional. He came, saw what was wrong, told me what exactly was needed to repair it, and did exactly that. When they got the part, they came and repaired it. The range top works fine now. It’s easier for us to cook now on the top of the stove. We didn't have to be constantly watching it. When you're cooking on just high, things can heat too fast or burn, and so it's a lot easier now to manage.

    It had been a long time since we had owned a home. We rented for a while and we had a lot of problems with our home warranty company before. My husband did a lot of research through Consumer Reports, etc. and came up with American Home Shield. It's been wonderful. Sears was amazing too. The guy who came out diagnosed the issue right away. He had to order a part, which was fine. He came out when he said he was going to and got it fixed on that same visit. He was awesome. Meanwhile, we have one thing pending back on a motor on the refrigerator, so we're waiting on a different company to come out.

    I called it in Monday and they could come out Thursday, but we're gonna be gone. I was a little disappointed. In trying to work with them on a schedule, they said, "Well, from this date until the second week in April, we don't have anybody to come out and do diagnostics." I thought, "Really?" They're gonna come out next Tuesday. It's not a big issue though. We've checked temperatures. The refrigerator's running about 5 degrees warmer than it should, but we have a backup refrigerator, so it's all good. The freezer is fine as well.

    Originally, the furnace people came out and determined that a breaker had to be replaced but they couldn't legally replace it. You have to be an electrician to replace it. So we had an electrician come out and he did his thing. Then the furnace people came back out and finished the job. It worked out pretty well.

    The initial first claim that I made was for the garbage disposal. When that got replaced, something went on with the dishwasher. It was working a minute before the person came to change the garbage disposal. So then he had recommended for someone to come down and check out the dishwasher because he said that it was not what he could do. Someone else finally came for the dishwasher. There was a piece of plastic that was stuck and he pulled that out. It was fixed in less than 10 minutes.

    The only thing that lagged was the time to get the appointments. On the first claim, I couldn't even speak to the company. I waited days for them to contact me. The second one, it sucked that we had to wait another three weeks. We basically couldn't use our garbage disposal nor our dishwasher for three or four weeks. Other than that, everything went smoothly.

    The technician came out on a Saturday and he tried to fix the unit. He took Freon out, the entire thing, and put more in. Then he said that we would have to wait overnight. He asked us to put a cup of water in the freezer and keep an eye on it. He came back on Sunday and the water wasn’t frozen then the refrigerator was just cool. It wasn't cold. He said that he had done everything that he could do to try to fix that unit, and he would have to put in a request for replacement due to the fact that it was not fixable. He called on Monday and then right after that, someone from American Shield called and left me a message. I missed both of those calls so I called him back first and then I called AHS. That's when I was told that the refrigerator/freezer would be replaced at that time. I got the refrigerator. It’s what I wanted and it's very compatible to what I had.

    I also had my hot water tank go twice with American Shield. When I spoke to the associate about the replacement, he gave me several options of how to do it. I could shop through them. I could also shop local, find a unit, and then call them back. I've always used Lowe’s for my appliances so I just assumed I would just get it from there. They sent me a gift card for Lowe’s to purchase a new appliance which I used. But it was Lowe’s that had the problem. The salespeople were fine, but the delivery and all that was a mess. I tell everybody to get AHS.

    AHS was trying to get someone in my area to come out and check my heat but there was no one. The rep had to go beyond the realm of things and when she did, she was able to find me someone. But there was a lot of back and forth. Where I came from, we didn’t have heat pumps. We have this furnace with gas so this was a total different thing for me and I didn't know what to expect. We were getting like $450 of electric bills so I knew something’s wrong. I would’ve liked the response time to be better but we were in the middle of an ice storm and everybody was shut down.     The first person that came out diagnosed two potential problems, one being a problem with the door, and the other being a problem with the circuit board. It was disappointing that they had to come back a second time and that we had to wait a week for the part to arrive before the first repair could be done. For some reason, they didn't have the part in stock. When the second guy came, he was not the same person as the first guy. He only fixed the door and did not replace the circuit board, so we called back and said it still wasn't fixed.

    A third guy came and said, “Well, it looks like they never replaced the circuit board, but I have it right here.” He put it in, and it was fixed. In a perfect world, they would have had the part in stock and they would have fixed it the first time. I've been using American Home Shield for over 10 years. They have complete coverage at a reasonable price. The price seems to keep going up though.

    The appliance people were great. The repair man came out and he said that it was a well-known issue. They ordered the part, but it was on backorder. Meanwhile, he took the liberty of checking other stuff and found that I had a crack in my thing that holds all the ice in the icemaker. I thought, “Well, how long is it going to take to get that part in?” It didn't take long at all. Everything was great too. They followed up. They called me. They came back out, got it replaced, and got my new plastic thing for the ice.

    I do claims with American Home Shield online, easy-peasy. As soon as you submit the claim, someone gets it. You never know who you're going to get, but every person who has come out (not just the appliance people) was awesome, professional, and did what they say they were going to do.     Sears came out to service my oven. It was very difficult for me to submit the claim to American Home Shield. I couldn't understand the people that I was talking to, and they didn’t understand me. I had verbally given my credit card number, and they didn’t understand me. So then, I had to type in and they said that was the wrong one. It was a pretty big mix up that I ran into with them on that. I had to call back several times. When I finally got it straightened out, I was able to get that completed for that stove.

    I had a bill that I was paying with them at $60.99 a month. I had agreed to pay four months. I talked with the young lady, Cathy, for about 30 minutes. She was trying to straighten some stuff out for me. Instead of me paying the $731.88 for the year, I didn’t do that this time because the house is up for sale. I’m fixing to move. I didn’t want to pay for a whole year and I’m gonna be gone in a month or two, so I came up with the $60.99 for four months. I paid that in February and I’m on the impression that some time in June, I'd pay another $243 but they sent me a bill with a due date of March 20th. It was only about six weeks passed, and that was what I was questioning them about.

    I decided to get it changed over to $60.99 monthly situation. She said I couldn’t do that. She was explaining to me that the $243.96 was three payments that would come to the $732. But that defeats my purpose. If I’m gone away from the house in the next two months or next six weeks, that was a dilemma. As a matter of fact, I was gonna call them this morning to cancel that subscription I've been having with them. I’m not gonna fool with them anymore. I can fix everything else here in this house. I’ve got connection to fix, with the exception of the heat and the air conditioning situation.

    My refrigerator was not making ice and it was not getting cold. It wasn't freezing anything on the freezer side. The first claim I submitted, American Home Shield couldn't get anybody out to my house 'til the 12th. When the tech got out here, he said that he couldn't service my brand of refrigerator so he went to check with his manager. The manager said that if I wanted them to service my refrigerator, he could. He looked at it and said that the issue was the compressor and that he would have to order a part. It would be another week before that part came in and before we could make another appointment for him to come out.

    A couple of days before he was supposed to come, he called me back and said that his company does not service my brand of refrigerator so he won't be able to come out and look at mine. So, I had to call and it took me so long to get back in because AHS saw I already had a claim and the rep kept referring me to the contractor that was already there. I eventually got another company to take a look. It took five days before they could come out as well. It was almost a month just waiting to get my issue taken care of. But the issue is nothing on Home Shield. It was the company they initially got. Other than that, the tech who came out for the second company was very professional.

    US Air was our contractor for a claim and they were right on top of things. Bobby is the owner and his wife is the office manager. They returned our phone calls and made phone calls telling us when they would be here. They were excellent working with us. We were right in the middle of a freeze. Bobby came out either two or three times. The units were frozen up and we couldn't really do anything until they became unfrozen. We didn't have water that we could try and melt the ice off. US Air was very attentive.

    Up until my most recent claim, I haven't had a problem with American Home Shield. But we have a claim going on right now that I got a real problem with. It's been over two weeks and they assigned somebody to me for a plumbing issue. They didn't call, didn't show up, and didn't do anything for 10 days. I called back and got another person assigned last Wednesday. American Home Shield told me that they would be here at my home between 8:00 and 2:00 on Friday. I waited. Nobody showed up. Nobody called so 4 o'clock Friday afternoon I called American Home Shield and got the fourth or fifth representative on this particular case. She worked it out. She called the contractor and I got to talk to the man. He said he would be here between 8:00 and noon yesterday. There was no call. He didn't show up.

    I know they are busy but all they have to do is pick up the phone call and tell somebody what's going on. I'm just not happy at all. I paid my $100 Saturday two weeks ago and there's still no help. In comparison, I never had a problem getting ahold of US air. The main problem I'm having now is the contractor wouldn't answer their phone. It kept saying their mailbox was full. I've gone through five American Home Shield representatives trying to get this taken care of. Two of the representatives on two different days were able to pick up the phone and call the contractor, get through to them, and talk to them. But I've called 15 times and I got the same message about leaving a message. It's clear to me that the contractor is watching their caller ID and they are picking up for American Home Shield but not for the people who have been referred to them. It's been frustrating.

    I had an issue and American Home Shield responded. They sent the tech out to fix it and we have a follow-up issue with the same thing, so we're waiting on a technician to come and look at it again. I was able to place my claim without any issue. The only thing that I do not like about this particular policy is that it was purchased by the Realtor for the seller that was selling me the home. So, I didn't get to make any changes to it. When I got all the information together to put a claim in for something else, I wanted to add a policy for, let's say, the plumbing. But at that time, it was too late. I have to wait now for a year. So, it's a little unfair. Had I purchased it, I would’ve made sure that it had everything I wanted. I didn't need it until something broke or something went wrong, and I called to see what was involved with it. I couldn't even make upgrades to it.

    Sometimes, it can be extremely difficult to make a claim with AHS. My property is in a rural area and they do not have vendor coverage in a lot of cases. The HVAC company that they use is 60 miles away so sometimes the service is not prompt. But when technicians come, they are generally okay. AHS should get some decent vendors. I also have the home warranty on my home, which is in a metropolitan area, and it seems to go fairly well. But sometimes, it's very difficult to deal with AHS. They use a call center out of the Philippines and it's very difficult for them to understand English or for me to understand their English.

    Our refrigerator wasn’t working right. It made a noise and did not keep the temperature. So, we had someone come from an appliance store through American Home Shield. They diagnosed the problem, then ordered the parts. And not too long ago, they were here and resolved the problem, which we’re very happy about. Since that happened, my husband had spoken with AHS and they have always directed him to the proper company with our heating not too long ago. They are helpful in that sense that they direct you to the right people. So, everything was followed up. We’re very pleased.

    However, when we were having trouble with our heating, it went back and forth a couple of times, which the heating person had recommended a certain course of action. I thought AHS was dragging their feet a little whether they would approve it. If it didn’t happen, we wouldn’t have heat. I understand they like fixing things when it’s completely broken. The technician had to come out three times before it was approved. The whole thing would have just broken down and we would have had no heat. Who wants that when you’re looking at wind chill factors in the teens. But once the problem is diagnosed and they approve it, it’s very quickly resolved. It’s just getting that approval.

    There was an unusual noise in the furnace. I called American Home Shield and customer service was okay. There were two different technicians who came for the service and both of them were very pleasant. The first guy took a lot longer trying to analyze what the heck was going on. The one thing that surprised me was he asked me if I had the wiring diagram for the furnace. I looked and found the instruction booklet but the wiring diagram was not in there. He found they had to replace some motors on the fan. A part had to be ordered so we had to wait. That was six days to get the part. A different guy then came out and put the part in. The furnace has been working fine and there is no noise. I was pleasantly surprised by how easy this experience was.

When the first guy came, he checked the thermostat as well as the AC, and said it was fixed. Then, a couple of days later, the same problem happened.     I had American Home Shield (AHS) until two days ago. They are lousy. When I call for a service they will say we will send a tech to our place. They are always finding a way to not cover my service inside the house. And I end up paying for the service fee just for a tech to come to my house and say, "No. This is not covered." I ended up paying hundreds of $s each time. I called for a broken shutoff valve outside my house few days ago. When I called I clearly said the main valve outside my house is broken. She said, "We will send a tech to see the issue." The plumber for the local plumbing company U.S. PLUMBING & ROOTER, INC in Antioch called me. I clearly told him the shutoff valve outside my house is broken. He came after few hours and looked at the valve. Turns it few times and says "It is broken my friend. Regular wear and tear." Unfortunately it stopped working after I turned it off. I did not have water for 2 full days.

    AHS and US plumbing both said it is not covered. It is outside the house and not on the foundation. The plumber calls his manager and they tell me it will cost $550 to replace. I said it is very expensive. I can only pay $450. He gave a final figure $480. He says, "We will do it for no less than $480." He says to me, "You can't keep my guy for too long. He has to attend other service calls." I did not have running water for two full days. US plumbing is just a ripoff too. I paid $480 out of my pocket and also $75 service to AHS. I highly advise anyone living in Antioch CA to watch for US plumbing high price gouging and also not use AHS warranty anymore. I terminated my contract with AHS and got Select home warranty (SHW) today. AHS also charged me $55 termination fee. While talking to SHW today he told me all plumbing inside and outside the property is covered under my policy.

    The washing machine needed some sort of belt and a few other things. It took a couple of months before the parts were here. Two of the parts were on backorder and I didn't get a lot of callback.     The service guys just came in and rekeyed my home when I called and asked for the service. But the appliances are not yet fixed. The company who came out for the appliances checked them and then left. They promised to come back within 10 to 15 days. But nobody has come back so nobody has fixed anything. The oven is not working for almost six weeks now and we cannot do anything with it. The refrigerator is not working as well, so we use something else just to keep things cold. The technician said he was gonna fix whatever the problem on the refrigerator was. But we are still having the same issue. I contacted American Home Shield and they said they ordered some things and it would be ready within a week or so. That has been a month and a week. I called the contractor and they said that they were waiting for the instruction from American Shield.

    We had a couple of plumbers come out. There was one issue with the bathtub and there was another with a water leak that wasn't covered under the warranty. I did handle the plumber issue at my mother's house. They fixed the leaky toilet. They were excellent. They were highly responsive. So, that was a great experience. We either do our claims to American Home Shield online or via the telephone. It's a pain. There were long hold times on the telephone. When we do it online, it takes a long time to get a confirmation back. Then many times the contractor isn't able to address the issue for several days. But so far, the contractors have been good. I have recommended AHS to friends and family who had subsequently purchased the policy.

    There were some faucets that were leaking. A guy through AHS came out and he was very nice and professional, and got everything done quickly and efficiently, so that was great. I also had a furnace issue. It had a leak outside. It was the heat pump and the techs had to find the leak first and then fix it and then put the Freon in, so they're really great about it. The gentleman that came the first time was not able to look for the leak because of the temperatures because it was cold. They had someone come back. It took a few weeks because of the weather, having the snow and the cold. I would love to have it done sooner, but with the temperatures, I know that that wasn't possible, so it was one of those type of situations. With the process to be able to go online and schedule something or call, both companies I've worked with so far, they've been very professional and efficient and timely.

    Sears came out and did the diagnostic as far as what was the problem. He said, "The motherboard is out," and he left. I said, "Okay. So, will you guys be the one—?" He was like, "No. It will be another company that will do your installation." I was bummed out because I hoped I would still work with Sears. When the microwave finally came in, and the new company was dispatched to insert it, I almost got frustrated with the whole process because it took almost a month for it to get completed. They came out. There was a screw that the guys couldn't get out, so they left. They left the new microwave in my dining room, left it in the floor, and they were gone.

    My son was able to remove the nail because it had gotten stripped. And they said, "We don't have tools for that," which was odd to me. In order for them to come back, I had to call American Home Shield for them to send out a note to come back out to redo it. It went on for four weeks. Finally, last Saturday, March the 13th, the job was completed. But I had to follow up with the company every day. "Are we gonna do it this week? Are you gonna send me the crew? Is the crew gonna speak English?" Because we had an incident where the two guys that delivered were speaking Spanish. I need you to speak English. It was a little frustrating, but hey, it's working. It's in. I'm good. I've had AHS for four years, and I've never had any type of issue until this past instance.

    When my water heater wasn't working, I went on American Home Shield's website and opened my account with them. Everything went super smooth. I went through them then they scheduled an appointment for Perkins to come out for me. They told me it would be between 1:00 and 4:00.     I requested service for two refrigerators, a large Kenmore and a small Sanyo. I tried to make the request online but the Home Shield website would only accept one refrigerator. That's the way it is set up. I talked to a lady from Home Shield a day or two later and I added the second refrigerator. The repair tech came out and serviced the big refrigerator. I was out of the house at the time. The tech told the wife he would be back for the small refrigerator but never returned. I'm a little upset. The Sanyo refrigerator still has the original problem of leaking and the seal on the door not working. That is bothering me. I decided not to call Home Shield and just look for a new refrigerator. I was so dissatisfied.

    Except for that one issue, workmanship has been excellent. Most, if not all, of Home Shield's contractors call or contact me immediately and that's very nice. It's been really easy to get appointments with them except around Christmas and New Year's. During COVID, they've all been very conscious about that. So far, I'm pretty satisfied.     I was having issues with a ceiling fan, a doorbell and a garage door opener. The individual that came out was very polite, respectful and fixed everything that we needed fixed. That was great though when we got freezing rain, there was a lack of response from Relco. AHS and I couldn't get ahold of them to come out so the appointment was delayed a few times.

    The only thing that is challenging with the warranty is it isn't very clear what is covered and what isn't. We had a leaking pipe in the evening so I submitted a request shortly after the electric claim. It sounded like it would be covered based on everything I read on the agreement and in the overview of the coverage. But after the individual came out, AHS called and said it was not covered. Nowhere in the policy does it say that it wasn't covered. The representative, said, “If you would have clicked when you submitted your thing to say pipe and not faucet, then it would have been covered.” I said, “So you're telling me that just an administrative error and a click, you all can't go back once the person came out and said what it was so it could have been covered?” She answered yes.

    The individual said that her manager wasn't available at the time and that they would have somebody call me within 24 hours. But nobody called so we canceled our home warranty after the two years. I don't feel like there was much value in the coverage at this point. We didn't have any issues over the two years and it's unfortunate because it's the way the experience ended.

    Access Plumbing did a great job. I was really impressed with the tech. Very knowledgeable, courteous, professional, young man. It's working probably a little bit better before because the drain had been plugging up over time. The issues that I've had in the past has been a lengthy time to put on hold to talk to Home Shield. But at least the last one was a little bit faster. It was more like five minutes. That's a big improvement. I was a little disappointed about my outside faucet not being covered. But other than that, I'm happy.

    It takes a week for a contractor to get out here for most of the stuff that's supposed to get fixed. Also, most of the time, they leave before the job is done and when I find something wrong, they don’t come back out here for another week or two. One thing is since they replaced the fan in the AC, I've been getting a vibration in the house. As soon as the air conditioner comes on, you can hear it. They replaced the motor again, but they weren't able to take care of the vibration.

    I'm getting a humming noise from the heating and I was concerned about it. The tech didn't hear it and he just tightened all the screws down. He asked if I could record the noise I'm hearing and I told him I will call him right back if I hear it come back. The last claim we had was right before the heater with the refrigerator. They sent three techs three times and they tried to repair my icemaker. The icemaker didn't work so they finally decided to replace the refrigerator. I've been happy with AHS.

    The first time, the water heater went out, I contacted American Home Shield. The plumber came out and they did a reset on it and it worked for about a month. Then it went out again, and it's fried now. I've been without hot water now for about a week. I called American Home Shield yesterday to find out the status and was informed that there was going to be a cost of $400 out of pocket for upgrades to bring it to code, which I'm fine with. The associate told me that he had emailed the same plumber and that I should hear from them. I never did so that's where my frustration's beginning. When they were here on Friday, the little fella told me that it would probably be Monday or Tuesday before I would hear from them. But I would have to pay the money, any difference, upfront before they would even set that up. I've got to hear from them in order to pay it. So, I'm just waiting.

    One good thing is that we live in a condo and we got a clubhouse that has showers so we've been utilizing it. It was an inconvenience, but at least we're able to get a shower. Overall, the experience has been good. American Home Shield has been prompt on everything as far as when I called, I'd get a response. They've been able to get the information that I'm looking for. It's just on the follow-up. Maybe it's just the timing thing.

    The tech came out to work on the heating unit and he fixed it. Then a week later, there was an issue. The guy came back out and at the time, I was on a work call. He climbed under my house, said that something had tripped, and he fixed it. He gave me the thumbs up and left. My heat has been working since then but two days later, I got an email from American Home Shield saying that there was an issue with the diagnosis and the cost. I called and they said that the technician said something about what needed to be repaired or replaced and that there were signs of a rodent head to the wires. That was news to me, so I called the company back to ask and they said that they would send me an estimate for what the work would cost because it was not covered by American Home Shield. But they never sent me anything.

    It was also an interesting diagnosis, as far as they never mentioned anything to me. I'm also a little confused because I live in a brick house and even though they had to crawl under the house completely enclosed, there's only one way in and there are no rodents that I know of. Other than that claim, AHS sent out techs before for multiple other things and they've done pretty well. But I don't like the wait time whenever I have to call back in to get the techs to come back out. It seems like I always have to do a recall or have another vendor out, and that stuff stinks.

    Aside from that, it seems like it takes at least one vendor to come out before they can get something fixed. The very first vendor they sent out for this heating problem said that the whole unit needed to be replaced and they didn't replace those units. So, AHS called Cutting Edge to come out and they gave us a completely different diagnosis. That's weird to me. But the two things that create the spark for the pilot lights to turn on were dirty, so the tech cleaned them and they were good to go. At the time, there was also no mention of any no rodents or any issues there.

    I thought we had a gas leak and so I called Kansas Gas Company. They came out and they believed that there was a leak in my HVAC system, and then also there was a possible leak by my hot water heater, so Steinmetz came out. They informed me that the call was for HVAC, not plumbing. They checked, confirmed, and did a full diagnosis to determine that there was no leak and that the gentleman from Kansas Gas Company simply did not evacuate gas properly from the system before checking to see the presence of gas.

    We got our air conditioner on even though we were not supposed to in February. It was not blowing cold. So a technician came out and checked it. He was on time when he said he was going to be here. He communicated with my wife exactly what we needed to do, which was nothing. We had to cut it back out in a couple more days and when we did, everything seemed to be fine. It's blowing cool. Our other claims have been for small things and appliances and everything seems to be fine.

    I've been in the business for a little over 21 years and AHS has performed the best. Even through these tough times, they still are getting good contractors to come out. I've had the dishwasher worked on two or three times. It was handled professionally each time in an expedited fashion, except this last time. We couldn't get the parts for a long time and I think that was part of what pushed them to replace the unit. I had the dishwasher ordered today and will be delivered on Monday. The contractor, Always There Appliance Repair, has been professional, courteous, and timely. I don't always get that so that tends to be a big deal.

    American Home Shield continues to raise their premiums. They don't really inform their customers about it. The original plan that we purchased was supposed to be $49 monthly, and our current rate is now $62 monthly. That's a pretty significant jump without warning. We recently had an issue with one of our refrigerators. We called and we paid the $75 deductible immediately and they sent someone out who addressed the problem fairly quickly. In that instance, the actual service of getting something done was pretty painless.

    Last year our water heater went out and that was different too. When we had someone come out and look at it and said it couldn't be repaired. It needed to be replaced. Then he said in California, they don't replace the unit, they only offer a $600 stipend, and I have to pay whatever the remainder is. Well, in the San Francisco Bay Area, which is where we live, we don't buy a water heater for $600. So we were out an additional $800 on top of that $600.

    In order to cover our home and our expenses, we're required to have insurance. American Home Shield isn't great, but it's better than a lot of what's out there. We have HVAC coverage and we have electrical coverage, so if one of those bigger systems goes down, I'm expecting that they will make good on their policy. Hopefully, they do and hopefully, we never have to experience issues.

    Customer service is terrible. In my first year of coverage, they kept me on the line for so long. When I called back, nobody had an idea about the previous issue I talked about. It was an unmitigated disaster. I'm happy that I can file my issues online now. Recently, I put it an online request and the process was smooth. The contractor was great as well, but I wasn't happy about the coverage. My water heater was leaking and once the guy figured out what the issue was, he called directly to put in the claim. He was on the phone for close to half an hour and after talking to one of the reps, he came back and told me what was covered and what was not. I ended up paying a lot for it. As far as I'm concerned, nothing was covered.

    The assessment of the contractor who came out was that it was a result of natural wear and tear, but I got a notice with some description about some weird clause in the contract about why it’s not covered. These are my appliances that I know are supposed to be covered, and it includes my water heater. Now that my water heater is completely giving up on me, American Home Shield is giving me weird excuses about why it's not covered. I thought I was paying premium for my coverage, and that wasn't completely covered. It was a bit dishonest. I'm considering whether or not I will renew my plan going forward. I'm doing a review of all my appliances to see if I would need coverage at all going forward. That's a lot of money to be throwing away then when I have an issue, I end up still paying for it anyway. What's the point?

    The water heater had an issue and American Home Shield agreed to replace it. They got a brand-new water heater but it was defective. Dimitressee was the company that came out and they had to make three calls after that because they replaced the heating element in the water heater and then ordered two other parts that took three days to get there. They called on Monday and came out on Tuesday and replaced the other two pieces because they said they called the manufacturer of the water heater and they wanted them to go that route rather than get a water heater that had no problem. So we have a new water heater with new parts. But Dimitressee could not be nicer. Anytime I would have something like plumbing issue, they were very courteous and efficient. We are happy about the water heater, but my daughter and grandson had several cold showers because it took almost a three-week period.

    I called American Home Shield and paid the $75 for the electrician to come out, but then we resolved the problem ourselves. So I called American Home Shield and cancelled the appointment. Then I called them for the washing machine, but I have to wait 48 hours or more to even book the washing machine because they haven't cleared the $75. If that appointment was cancelled, why would it take two days to clear that off? You could do that 10 minutes on a computer and that would speed things up and keep from frustrating customers.

    When you're on the phone with American Home Shield, sometimes you have to hold for a great amount of time. It's very time-consuming. So you have to be very patient. Sometimes there's a language barrier. You're talking to people mostly in the Philippines. I'm the one making the calls for my daughter and it's very frustrating to me to have to hold for so long, and then the time thing to get it all straightened out is just remarkable.

    This is the second time I’ve used American Home Shield for plumbing. I have a double sink and I had a backup in my bathroom. The plumber took the pipe out from the kitchen sink and cleaned out the grease trap with his finger. That was fine and let the water go down. But I'm still having water in my bathroom. He said that would go away. It's just the smell. I'm paying $45 a month and I have paid into this twice, each having to cost me $100. The first plumber came and unscrewed something in my basement. None of them used a machine. For this one, I had to call back a second time because the plumber left the connector unscrewed. He came over and apologized.

    AHS don’t have choice workers. For what they assigned and what they charged, I could pick my own plumbers to do what they did. They did the minimal amount of work and then, they would tell you to call them back again if you need something else, which is another $100. I won't be doing that. AHS takes the lower plumbers and not like they advertise on TV. So, that's the end of that for me.

    I've been paying for our AHS warranty for years and I've never used it. And when I needed to use it, I didn't even know what I signed in. But once I figured out how to get in and what account it was under, it was easy-peasy. They were really quick, too. But with the first company that they referred me to to do the service, as soon as they were able to schedule the appointment, the company canceled it and said I had to call and get something set up. When I called to reschedule through them, the earliest they could come out was in four weeks. That was crazy and I couldn't go that long.

    So I called American Home Shield right back and they said they'd find me another provider and give me a call at the end of the day. So, they called and by the next day, they have found me a new service provider and that service provider was out to my house within less than a week. They serviced my appliance, found the issue, ordered the part, and it was good to go. So I was glad that the first company didn't work out because the second company was pretty awesome.     Everything went great with the contractor that was sent by American Home Shield. They came out one day, and then they came out the next day for the other plumbing. I had two plumbing things that happened. One was the water heater. The other was the tub shower faucet replacement. The tech showed me what happened to the faucet prior to coming back. He explained what he was going to do. He explained what he was doing on the water heater. Everything works perfectly now.

    The only thing is on the app itself. I could have done both claims with the water heater and the faucet the same day, but I didn't realize on the app that there was a separate part to the app where you scroll down to faucet. Otherwise, I would only have the one copay of 75 bucks. I paid 75 bucks each time. It was my fault because I didn't go through the whole scrolling down in the app at that point. But other than that, everything is fine. I had a great experience with them. The technician was great. Communication with the customer service was great.

    With my most recent claim, I spent more than six months with two contractors who didn't show up or lied to us and didn't get anything done. We were without a freezer. It's not a pleasant scenario. Also, their inside people are not well-versed. I've called them and asked about certain items covered by warranties and they weren't very clear. I have four homes and I didn't renew with AHS on two of them.

    The only downfall of American Home Shield’s service is how long it takes to get a repairman here. The last time that they repaired an air conditioner, it took a whole week. I called the contractor on a Wednesday and they said that they wouldn’t be able to get to me until the next Tuesday. It was cold and we didn’t have any heat. But it’s not AHS. It’s the people that they reach out to. Maybe it needs to be where if they can't come to do repairs within three days, then they need to follow up with someone else.

    AHS has been beneficial. I've been able to call and use them. There was a time that I forgot about them and I always called people and had to pay. Then for some reason, I remembered I had them. AHS has been responding and doing everything. They had this thing during summer with the air conditioning. I had to get one of my coils fixed and we had to pay 700 something for the Freon. That needs to be looked at because different companies charge different prices for the amount that you have to get. Also, a lot of people don't know that even though they get the repairs, they’re gonna have to pay for the Freon.

    American Home Shield found the appropriate contractor that will come out and fix the specific issue that I had submitted a claim for. They do all the legwork for you versus you having to call all these contractors to come out and to see if they will do quality work. The contractor sent me an email 30 minutes later or so after I filed the claim and I got a text message too. They also did send me another text letting me know that they were going to be coming up.     I had a claim with our washer and dryer connection and I was really upset with American Home Shield. The plumbing company wanted an APR valve paid by AHS. I told them nothing is paid outside the work. We pay for it. But the inside should have been repaired. I know anything outside the walls is not covered but I wasn't home at that time and my husband doesn't know a lot of details. If I were home I would have told them to not put the pressure valve in the work order and to get the washer connections done. But with the way they put in the work order, the claim was denied. I had to pay everything out of pocket and I was really upset about it.

    Also, the people who took the call didn't communicate very clearly. There were some disclosures that I wasn't aware of when I put in this request. They said it was a modification secondary cause and if they had told me in a very simple language that it wasn't covered, I would have understood. And then, the third time I explained everything, the agent said it should be covered because it was inside the house. We called the plumbing company and they said it was not covered and I have to pay out of pocket. It really made me upset when the plumbing company dictated my insurance company on what is covered and AHS just went with it because they don't have to pay for it.

    Every time I called AHS, I was told they need to go to an escalating group but the escalating group never talked to me, even though I was on hold for so long. Nobody ever called me back. I was really disappointed. I was thinking of extending my services for next year, but I'm not gonna do that. I have very mixed feelings. This plumbing job with the washer left a bad taste in my mouth.

    Our dryer wasn't heating up. I went online and scheduled a service call. It was pretty simple to do and it took a matter of minutes. Shortly after that, I got a response that the repairs company had been identified, and I would be in contact with them, and I was. The first guy that came out really didn't appear to be too knowledgeable. He spent more time on his phone asking for help than he was able to figure out on his own. But eventually, between him and the people he was on the phone with, figured it out in order to correct parts. Then when the parts came in, a different technician came, put the parts in, and it's been working fine since. The only thing I did not like about the whole thing was the technician that came out. It's a dryer, and dryers have lint in them. He recommended they clean it, but American Home Shield does not cover cleaning of a dryer. So I would like to see that added to the coverage. It’s a safety hazard.

    Our furnace was making some unusual noises. It was like a rubbing sound. It was really loud. It sounded like maybe a part was worn or going out. The technician who came was great. He wore a mask and kept his distance. He said that nothing was broken. He took some stuff apart and cleaned it a little bit, and the problem’s pretty much resolved. We like this technician and company, so we would hope that American Home Shield will keep them. We did not like the air conditioning guy that came out in the summer. So, we're happy that it was a different company this time. The overall experience with AHS has been pretty good and easy.     They haven't installed my dishwasher yet because the plumber needs to come out so he can replumb the little device. They have a change in devices they use from the washing machine to the shut off valve. It's no longer a copper pipe. It's like some kind of cable that they screw together. It's been at least six days since the guy was here last week and that's not good. I haven't heard anything from Able or American Shield. When I called the American Shield, they said, “Yeah, we have to wait for the ticket to come back in from Friday or Thursday's visit. And then maybe Monday or Tuesday.”

    I did get a call earlier from somebody from Able. But I had mistaken them for some other company that keeps calling me every day about janitorial services for my company. So I mistakenly told that guy, “Stop calling me,” thinking it was the other company because I didn’t see the number. Then I realized what number it was, so I called back and it was Able. I spoke to some woman there and told her, "Look, I'm still waiting for the install of this dishwasher. It's been in my garage for three weeks now. What's going on?” She said she would call American Home Shield. I haven't heard back yet but that was just a couple hours ago when she tried. As far as the company goes, they did everything they were supposed to do. But right now, I'm not being taken care of. It's like I'm being pawned off onto the service industry, which is fine. It happens.

    I own a few rental properties and have self-managed for years. I looked into getting Home Warranty (HW) plans for them since I became a remote landlord in 2020. My thinking was that "outsourcing" repairs to HW plans can reduce repair management headaches and help make budgeting for repair costs easier. I did extensive research on various sites, including this one, which was the main influencer on my decision, before buying. To hedge my bets, I selected THREE different companies and different plans from each, for my different properties.

    To summarize: Through a sequence of events that turned out to give a thorough testing of HW plans, within half of a year one plan (American Home Shield) caused me about $8000 in additional property damage, another plan (Select Home Warranty) and I paid Early Termination paneities to cancel all three plans in the end. I will offer my opinion at the end of my review on why I do not believe anyone will benefit from HW plans, given the same amount of dollars spent.

    A brief run-down of events with American Home Shield:
    9/18/2020, placed order for AHS contract.
    10/19/2020, contract became valid and was in effect.
    11/16/2020, about 3:30pm, received message from tenant about wash machine leak. Submitted service request online.
    11/16/2020, 3:47pm, service request acknowledged by AHS. Repair vendor selected. Dispatch ID: **.
    11/17/2020, 12:54pm, tenant gave the update wash machine was OK. But leak was due to a plumbing issue.
    11/18/2020, 1:57pm, AHS selected vendor, IRH plumbing, Dispatch ID: **
    11/19/2020, between noon and 3pm, IRH visited the property.
    11/19/2020, 3:36pm, I called IRH and was told water heater was found to be leaking. Replacement needed. But they needed to wait for AHS approval.
    11/20/2020, 4:54pm, I found AHS denied the repair--no explicit notification.
    11/21/2020, Called AHS and was told IRH told them the leak was due to "pre-existing leak" (the water heater sit in a closet behind a door which showed no sign of water coming out). Called IRH again wanting to find out reason for AHS decision. Couldn't connect. Left voicemail. Called AHS back and was given the choice of paying for another visit by another vendor for "2nd opinion". Agreed and paid.

    11/23/2020, "Clear Water" selected by AHS, did the 2nd opinion visit

    Due to Thanksgiving, AHS policy allowed Clear Water up to 48 hours to give them their finding. 48 hours went by, 3 days went by, one week went by. NO report was given to AHS. As a result, AHS continued to deny the replacement. AHS escalated the case to their "vendor relation" team manager. Promised me a response within 24 hours.

    By the time I canceled the policy in 12/2020, no call from AHS. During this time, I opened a warranty claim with my Home Owner's insurance plan. By the end of 11/2020, the leak from the water heater had gone up the drywall by about 5 feet. Subsequently, the house suffered $8000 in water damage due to the leak in JUST ONE WEEK. My Home Owner's policy paid the $8000. But I paid the rest--the water heater, the "2nd opinion", the "repair visit" by IRH. Lesson learned here: Putting the dollar amount aside, the amount of stress caused by AHS was completely overwhelming. Repairing your property is the last item on their list. Their priority is to deny repair. Buying a HW plan in this case demonstrates it's like buying a bullet, handing it over and paying for someone to kill you.

    A month after this episode, my stove broke down in another property. I paid the $75 visit fee. Then Select Home Warranty denied the repair, citing the stove was improperly maintained. It is a very old stove that came with the property when I bought it. I never "maintained" it. My tenants kept using it until it broke (the temperature touch pad fell off, due to its plastic clip "leg" breaking). Lesson learned here: If you have an older appliance, you will find it very difficult to get it repaired under a Home Warranty plan.

    In summary: In my opinion, your chance of getting repair claims approved is improved if you have a Class A property, with brand new (or very new) appliance, plus, you do regular inspections onsite. But if you are in that situation, paying the HW premium is not a smart way to spend the money. If you are not in the above situation, you very likely is throwing money away. It is better to save the money in a "reserve fund" and hire the repairmen directly. You will enslave yourself to a "bad boss" who doesn't have your best interest if you are working through HW company. After this was clear, I paid the fees to cancel my one-year contracts with all of the HW plans I had with all three companies.

    On 12/09/20 I placed a service request for my oven and paid a deductible of $100.00 so we could have enjoyed a cooked Honey Roast Ham on Christmas! As of 03/11/21 my oven has yet to be repaired! I Spent hours on the phone waiting for American Home Shield to answer only to be placated by their answering service who never transferred me to a supervisor or manager who can make decisions. This turned out to be futile, stating they are busy and only created a work-order for a call back from a manager. After 7 days I have yet to receive a high priority call from one who can make a decision.

    After all this American Home Shield automatically renewed my contract before expiring with price increase. This must be why AHS automatically renews contracts, no one would renew with this kind of service! It is impossible to talk with American Home Shield for service! They will surely sign you into a yearly contract, and take your payments. But you can FORGET ABOUT GETTING WARRANTY SERVICE, or A CALL BACK! I would NOT RECOMMEND this HOME WARRANTY COMPANY!

    Before I even started using American Home Shield, I used Air 72 so I'm very happy with them. Also, I'm a realtor. Wwhenever my clients need HVAC, I always refer them as well. They always do a great job. They don't create any issues when there aren't any, and they're priced well. When I needed to report the issue, I wasn't in front of my computer. I didn't have any information with me. But I called the number and was able to put the request in very easily through AHS' automated system.

    I have a service request in right now for my dryer. I put that request in two days ago, and AHS scheduled Sears to come this morning. I gave AHS the updated phone numbers but evidently, Sears or AHS has the incorrect phone number. They have our old home number, which is no longer in use. And they called that number. They're supposed to come between 8:00 and 12:00 today. They called that number at 9:00 o'clock. Nobody answered because we don't use that phone anymore. And then, my husband waited and waited. He finally called after 12:00 to AHS and found out that Sears canceled and was rescheduled on a Saturday. My husband was upset about it.

    I had another issue. Back in October, I had an issue with my HVAC. It was hot. I was out of town. I had somebody staying at my house watching my dogs. I didn't even think about reporting it to AHS, putting the service in. I called Air 72 directly. And then, in the middle of that, I realized that they were already coming out. I called AHS and said, “Hey, look. Can I get this covered?” And they told me no because I contacted Air 72 directly. I paid for it out of pocket.

    I normally schedule claims on the American Home Shield webpage. The webpage works fine and I prefer that. I did a plumbing claim and that was an unnecessary expense considering the plumber who worked on the problem on November the 13th put in a shoddy sump pump, which caused me to have to use the services less than four months later.

    The young man who came this time was professional and he let me ask whatever questions needed to be asked. That was when we found out when the original sump pump was put in, the technician never cleaned out the well where the sump pump goes in before he put the new pump in. Some debris got up in it and it shorted out the sump pump.

    I also had a claim for my refrigerator. They never got the ice maker on the refrigerator working because a part is no longer being made. Some new chip that was put in the refrigerator was the wrong chip to go in there. The second time out, the tech then was able to put the correct one in so the refrigerator works fine with the exception that my ice maker hasn't worked since June.

    I love the quick response of American Home Shield and they do take care of the problem, even though some of the contractors they are using are subpar. Also, I was supposed to get a refund of some $448 for my oven that went out right before Thanksgiving 2018. The previous person I spoke with after the sump pump issue said they were gonna have somebody reach out to me but I never heard from them. Despite that, I have no issues with using American Home Shield because they tend to get a tech out to get things corrected almost immediately. I still refer family and friends to American Home Shield.

    When the plumbers came out, I paid to have the camera come out, and they scoped the line. They said that there was a blockage. They told me there are probably roots going through the pipes. I paid for them to come out and dig up the yard. Now, they turned the water off from the streets because the leak couldn't be controlled. They dug up the pipes and replaced them, but they wouldn't put down the toilets, although, they were taking them out. I try to be nice because they were extremely well-mannered. When it came down to putting the toilet back in though, they said, "Nope. Uh-uh." They said I would have to make another appointment to get the toilets put back down and I was going to have to pay for that, which didn't make sense to me.

    I had a section of the ground next to the driveway, between the two houses, dug up. They only dug down three feet, but there was one root that was three inches thick going into my driveway. I also had a tree in my yard cut down, but my next door neighbor has a tree also, and their tree is closer to my house. Their tree's roots would go under my driveway, which is one of the pipes. If it was one of their roots that went through my pipes, then the house is definitely gonna leak, but the plumbers never checked. They replaced the pipe, but they never turned the water back on. So, I still don't know if the house is still leaking. If they turned the water on, and it leaked, then they would have known that if they were to put the toilets down.

    I called American Home Shield a second time, and they made arrangements for the plumbers to come out there and put the toilets back down. However, I had to get all the flooring because with the amount of flooding that was happening in my home, the whole house flooded. I didn't want all my flooring put down there, then put the toilets down, turn the water on, and the whole house would flood again with brand new flooring. They're gonna wind up ripping up all that flooring because there were a few defective spots. The person that I asked to put the flooring down in the bathroom, put the flooring down in the living room instead. That's crazy. I've since gotten rid of that contractor because no matter what I asked him to do, he did the exact opposite.

    When the contractor got there to install the toilet, he couldn't do it because there was no bathroom floor down there. The tile in the bathroom wasn't down yet. I still got a problem and it's been almost two months. That's what's causing me most of my anxiety. The fact that if they would have put the toilets in and tested it, then, at least, I will know whether or not it's leaking. I got another contractor who hasn't started working yet. They are gathering up all the materials, but I've asked the new contractor, "Please, please, please, at least test the water before you put the floor down to make sure it's not leaking."

    I'm a little perplexed at best. When I call American Home Shield, they're on it right away. They also did exactly what they told me they were going to do, but I'm disappointed with the way things went down with the contractors. I understand that they came out there to do a job (to excavate and replace the pipes), and everything else was extra.

    My wife was at the house and I was asleep when the gentleman came in. He told her that our thermostat is located somewhere where it's not supposed to be located because it can't sense the temperature of the other side of the house. Now, that doesn't make any sense to me, because I know people with their thermostat in their bedroom and the other wing of their house is the same temperature.

    This guy did not give us any recommendations. He didn't say to my wife, "Hey, I can follow up with you." He just told her to turn the thermostat down and it will get the other side of the house cold. Then this side of the house where my bedroom is on, it will be colder, but at least we'll be cool over on the other side where it's warmer. That makes no sense to me and I'm not a AC guy at all. We paid for that visit and he did nothing at all. I want my AC fixed. I don't mind paying the deductible to American Home Shield. But if I pay the deductible, I need people who are experienced to come over and get this stuff fixed. That's why I pay every month.

    I called American Home Shield for a backed up toilet and a backed up shower. The techs fixed the shower, and it is working fine. The toilet, they did the job. I was able to flush it multiple times while they were here. I’ve used it three times since then, and the problem that I originally had is back. I contacted them. They told me that I needed to contact American Home Shield. I contacted them, and they must have contacted the contractor. They're now trying to schedule an appointment with me some time this week. I don't know what work that they did, but when they left, they had flushed a full roll of toilet paper down the toilet, and it worked. The toilet had only been used two or three times, and then it stopped working. I know that they left confident that they had done the job, but there is still a problem.

    American Home Shield is awesome. I try to keep all of my appliances and my systems in my house in good repair, but on occasion, things happen. And every time there's been an issue, AHS has supported fully and lived up to the agreement of the contract that I have with them. So, we're very appreciative of the service that they provide. It's financially worth it as well.

When the whole AC unit was frosting over, the contractor came out, diagnosed it and said it was a computer component that had gone bad.     The seal on the dryer was getting looser and looser. I'd been able to maintain that in working condition without making a service call. However, it was getting really loose, and I was getting a message that the door wasn't shut. I put in the service call and the gentleman came out. He looked it over and said that the problem was with the latch and the seal. So he ordered all of the parts and said they would be coming to me directly. Then I was to call a number. I got a text once he left with that information. The parts were here within two days and I called him. But that was when we had a big snowstorm, so it was hard to get people to get out here.

    Another gentleman came and as he was starting to fix the dryer, he said, “Oh, well, once I got it inside, I saw that there was another part that was needed.” Which is another part of the latch or something inside that is not easily seen. So he had to order the part for that. Then he said that he would be back with the other gentlemen because they would have to move both the washer and dryer out, because you had to get to the part from the back of the machine dryer. But that was at least two weeks ago. I've been without a dryer for over a month. But the gentlemen that came out here were all very friendly and nice.

    I called the number on the text that I got, which was the appliance place. So I spoke with them and they said that they submitted a request, but the parts weren't authorized yet, and they were denied. They wanted to know if I wanted to know what it would cost for me to pay for these parts myself and have the gentlemen come out. I was getting desperate for a dryer so I said, “Sure, go ahead and send me that quote, but I'll be making other phone calls.” So then I called American Home Shield and spoke to the customer service last week. The people were extremely friendly, very nice and accommodating. They pulled up the work order and said that it wasn't actually requested. They said they would have to contact the appliance place and have them resubmit it or submit it so that it could go through the process that it needed to, because it had to be approved.

    The appliance place told me that sometimes American Home Shield doesn't approve parts, and they like to take their time and make things difficult and that they might not approve it. But it's all part of the same thing that was approved originally. It was just an additional part needed to fix the original problem. So I couldn't quite understand why. So when I called the appliance store back, they gave me another story again. So I got two different stories. I don't know if they resubmitted it or just never submitted it and American Home Shield didn't get it.

    The customer service rep said, “It was all in the hands of the appliance place, the gentleman doing the work, and the authorization department at the warranty company.” He also said to give them at least 24 to 48 hours. If they needed to resubmit that request, and they would do so, and we would likely hear from them. I let it go until Monday, which was well over 48 hours.

    I called American Home Shield directly, first, to see if they had a request for that authorization. It happened to be after 5:00, so the woman said she would have to call them, which she did while she had me on hold. But they were closed. So she said she would be calling this morning to check on that and then, she would let me know what was going on. But, right now, she said that it's between the vendor, the appliance company, and authorization department, and that they weren't involved in that part of it, meaning her and customer service. So that's where I'm at. I'm hoping to hear something today so that we can get this resolved.

    I had a situation with a washer once before. The vendor was here and fixed it. I go through American Home Shield when I need to get any service to the home done and all my experiences have been okay. This is the first issue I've had. We bought this house from the original owners, so the warranty situation was just transferred over to us. So not being familiar with all the stuff that they agreed to and go through, I'm probably not as well versed in the details of what the original contract was and how that was discussed. In this particular case with the dryer, I'm very dissatisfied. However, I also have been a customer service representative for years, and I feel it's fair to give them a medium assessment. Because this is just this particular vendor, I've not had problems with any other vendors.

    The contractor did a great job and replaced a hot water heater. They were very professional, nice, clean cut, had a nice truck, and knocked it out. They did a beautiful installation. I would call them if I had something that was not under American Home Shield, some kind of plumbing. I kept their phone number. I was very pleased with them. All of the service providers are not that way. We had a situation with a dishwasher that took a long time to get it resolved. But things like that happen. Overall, we're pretty happy.

    Both sides of the fridge were not cooling. I called AHS and made a claim. The contractor that came to fix the refrigerator was awesome. They didn't make a mess and they cleaned up after themselves. They told us exactly what needed to be done. They were going to put the part on order. They kept me informed as far as the part, like that it was still pending. They were pretty prompt and the times were fair.

    Making a claim has been a fairly easy all the time. Either I call or sometimes I do it online on the actual app or the website. If I don't see something online that's specific to what I need, then I go and talk to a customer service representative, and then I let them know what I need. After that, I get a text or they tell me in person that the contractor is going to come and see what's wrong with whatever equipment. Normally, it's within 24 hours.

    We had switched away from American Home Shield last year to somebody else for a lower price. But the quality of the service was not as good. We switched back to American Home Shield this year for our warranty. I do my claims usually online and the claim process is really straightforward, easy, and simple. It's just the option list for what is going wrong seems a little bit limited. You have to pick from what the closest thing is and you still have to explain it. Other than that, American Home Shield tends to do a good job of vetting their people. We had a claim where the plumber that came out was great and really attentive. My three-year-old son was there watching him and he was telling him what was going on. It seemed the problem was basic.

    W&W Services came within the first opening in the week to my house for my refrigerator. They were exceptional. This was when we had the power out and I had no refrigeration.     In purchasing our recent home we decided to use American Home Shield, who we had used in the past. We assumed that their customer service was what we had received over the years passed. We quickly learned not to make assumptions, actions speak louder than words. In this case No Action.... only words. No one to speak with in the company if there is a problem, that can make an actual decision. Just a lot of, should have’s and, "Can you please hold," (for 15-30 minutes plus, with still no answer.

    I actually feel when you’re on hold they’re hoping you’ll hang up and not call back. Being a business owner, my customers would NEVER come back if treated this way. At this point I would rather pay an appliance company to come out to fix the problem, than put up with any more of their horrible customer service. Will NEVER use them again.     AHS has been excellent. If I have an issue, they get on it. We have not had one single unresolved issue since we signed up with them. Recently, we thought our thermostat wasn't working. The contractor changed the thermostat but it was still not heating so we called them back. They said to reach back out to AHS. We did and AHS sent a recall order to them. They came back and said that they needed to order a part. They ordered the part, came back and fixed it. We have not lost heat again.

    The contractor came and fixed the dishwasher because it wasn't cleaning properly. They had to order the piece that was broken and then they had to come back to change it. Everything is working fine now. Wen you call American Home Shield for service, you can never get anyone from the United States. You get the runaround. When I was trying to get an emergency refrigerator because my refrigerator was broken and I'm diabetic, and I explained all of that to them, I got the runaround big time. It was very frustrating. You would call, you get people that couldn't understand you, and you couldn't really understand. You are on the phone forever, and at the end of the call, you hold on to do the survey. I must have called about 20 times over that one incident. It was awful. There's no way to talk to anybody from here. I still got no resolution.

    I almost canceled my service because of the bad experience that I had with that. One of the people who called said that they had approved a small fridge. But when I called, nobody knew anything about it. I told them to check the recordings but nobody knew anything. So I didn't get the mini-refrigerator. I've been traveling back and forth to my neighbor's house to get my medicines and my things. It was awful. It was a huge inconvenience. The customer service was terrible. I emailed and the supervisor was supposed to get back to me, but I never heard back from anybody. Nobody ever wrote me back from the email.

    H & K Plumbing came out for the garbage disposal and they were able to repair it. It was a nipple and since it was removed, the garbage disposal is working fine. We would have never found that nipple because it was lying too flat. So, they did a great job, showing up on time, finding that nipple and correcting my problem.

    American Shield is what I would classify as a good company. I've had great experiences, but I've also had experiences that have been painful. You sit on the phone for four and five hours to get a live body and that is a painful situation. For the amount of money that I and others spend on Home Shield for services, we shouldn't have to do that. Then the annoying part is the cost. When you have to call them back out several times to pick something, you have to pay the $130-some each time. It shouldn't be like that. If it's the same issue, then, it should be under the same repair. But then I had a claim for the ice maker on the refrigerator. It went fine as I expected it to be done. Also, the washer was replaced by them.

    The tech that came out for my heater was very good. He diagnosed that it was the exhaust fan motor and he felt bad that he was having to leave. It was during that freaking blizzard snowstorm. He said, "I hate to leave without you having heat but I don't have this part on my truck." He came back a week later once he got the part ordered in then he put that in. Then they figured out that the motherboard was as bad as well so he told me that he had to order one. They ordered it then they came back out, put it in and all is good.

    I would recommend American Home Shield to anybody. The only thing that would be nice is if they didn't have to order the parts but I understand the logistics behind it. I understand that they got to keep the cost down and the technicians only can carry so many parts. The part that was bad on my unit was not a common part. I understand that they can't just run down to some supply house, pay the higher end and be able to give us the service that the cost is giving to us.

    I called American Home Shield and told the rep what my dilemma was. Within half an hour, the other company called to schedule an appointment. They wanted to come out the same day or the next day. I told them I would be working from the office on the day that they wanted to schedule. So, I asked the rep if they could come out the day after that because, every other day, we work from home and from the office. It was quick and easy to make the appointment.

    The tech showed up on time. He was very polite and professional. Took him right down to the basement, showed him where the boiler was, asked him a few questions and told him my concerns, and he tested it. He was here for a little longer than 15 minutes because he had to wait for the temperature to come up. And he measured the temperature on the vents along the walls, and told me that it was working properly, even though it's an old unit from 1984. He said that he couldn't recommend that it needed to be replaced since it was working properly. And then, I had questions for him like, "Is there any way I can turn off the other rooms that we don't use in the house?" He's very knowledgeable. He explained everything.

    The only thing that I had a situation with was I thought when I called AHS that they took my credit card number to pay that $75 fee, and a couple of weeks later, I got emails from them saying that I haven't paid my payment. I looked at my bank account, and sure enough, the payment wasn't there anymore. I went ahead and paid it as soon as I saw the four emails from them saying that I haven't paid it. It's technology. There are always glitches here and there. But that was my only issue. This was the second time I've used them. I was happy with them.

    On our secondary bathroom on the second floor, it was shooting water out onto the wall. The techs came in and they made a change in the faucet. Something in the faucet had gone bad. They just tweaked it, put a new part in, and then fixed the problem. We did have an incident this fall where we had another plumbing company come out. We had a different issue in the same bathroom. It was leaking water into our kitchen. However, when the plumber was here, he was on a ladder in our kitchen to drill a hole in our ceiling to fix the issue. His ladder broke and he fell onto our glass stovetop shattering one of the burners. That's still yet to be rectified. So, that's a little frustrating.

    The supervisor came out right before Christmas. He was wanting to fix it himself. He was wanting to buy the part and then install it. We weren't comfortable with that because he's not an electrician. He's a plumber. So, we said, "Well, if you can just give us the money for the stovetop, we'll have it installed ourselves." We've yet to see that check.

    We've had American Home Shield since we bought the house, which would be 21 years in January. A lot of people don't keep their warranty, but we did. I'm so glad we did because it's helped us out numerous times. Our house was built in 1959, so it's got great bones, but it has issues sometimes. We've had a lot of things done. We had a problem underneath the garage flooring and they had to get the cement up and take care of the piping. A leak entered the house and we had trouble with our copper piping. It was meeting galvanized piping in the back of our front bathroom, behind the shower. They fixed that. They also had to put something down the kitchen sink in order for the pipes to clear out.

    I'm also happy that American Home Shield uses Pure Pool Service. They always do a fantastic job. Bonnie is the one that handles the phones and the guys that come out stay until it's done. They're very good at explaining things to us too. On a different note, there was an issue once with the stove and most recently, we had a really bad experience as well. On Time Plumbing company was sent out by American Home Shield. They inspected the bathroom, but they didn't say much what was the matter with it then we didn't hear from anybody. Our toilet has been out of work for a month. I kept calling On Time, but I never got through to them. I left several messages then finally, my husband got ahold of American Home Shield, and they said the policy didn't cover the problem with the toilet.

    We reached the decision that we're going to take care of it ourselves. A toilet has to work. My husband pulled up the old toilet, and we are researching getting a new toilet. We'll have a plumber come and help us get it reinstalled, but to me, that was a bad choice by American Home Shield. The issue wasn't necessarily American Home Shield, but it's them using On Time.

    When I finally looked up the On Time Plumbing, it had tons of bad warranties. That reflects on American Home Shield, but we'll keep using them anyway. We've had so many great experiences when the companies they've used have really stepped up and helped us with keeping our house in good shape by taking care of the plumbing. All in all, I would highly recommend American Home Shield. I just wouldn't use On Time Plumbing ever again.

    The service provider did a perfect job. They came and they found the product that we needed. They replaced some piece that we needed, and they did a very good job. They were efficient and relatively quick. They were better on average than others that we've used through American Home Shield. We had someone else who came in for the same stove issue, and they left and we never heard from them again.

    American Home Shield is efficient. But I'm not sure that I love all of their repair people. It's spotty. We're keeping it so far because it's helpful to find someone who's actually available and shows up. Get American Home Shield if you don't know the condition of the things in your house. But if you have factory warranty or a better sense of what's likely to go wrong, I will probably not get it.

    I have a fairly new dryer. It was powering up and spinning but it was not heating. I did a claim online and the American Home Shield website was fairly easy to use. People at American Home Shield are busy and instead of staying on hold to get a person, doing it on the website is the exact same interaction but a lot faster because there are dropdown menus. So far, I've used the website twice. The other one was when I had an AC problem.

    It states on the website to expect a contractor within 24 to 48 hours. So far, I only had one problem dealing with American Home Shield and the contractors. It was for the waterline that broke a year and a half ago. But as far as the contractors overall, they call when they are supposed to call and they give me a heads-up. And with all the pandemic stuff happening, they wear their masks, got the covers and gloves on. It's been pretty painless. For my dryer, the guy who came told me that the heating element was busted but he couldn't explain to me what happened. He replaced it and he was good to go. He suggested getting the hoses that go all the way out of the house cleaned out.

    I'm a disabled vet and I'm very limited on what I can do. That's why I got American Home Shield. That's why I pay 75 bucks for somebody else to fix stuff and figure them out for me. Thank God that I have this program. They will come out and take a look and give me an idea of what is going on. It helps out a lot. I'd tell others to get the home warranty. There was a lady who works for me and her sister had an account with American Home Shield. They had problems with it for whatever reason. It had something to do with people are not showing up or having problems contacting them. I said, "Sorry, but I've never had that problem." I've been with American Home Shield from my old house and I renewed it at this new house. It's beneficial to have.

    I was very disappointed in Whitney when the tech came out because he couldn't find exactly what the cause of my electrical problem was. He spent over an hour here. He said he was going to get back to me, though he never did. I didn't use American Home Shield the second time. I looked up electricians in the greater Grand Rapids area and I found one that looked like it was pretty good. I called them directly and I had them come out. It was about $59 to get the situation fixed. American Home Shield ought to look to see if they can find somebody more reliable because that guy who came out here wasn't reliable at all.

    I’ve had had American Home Shield ever since I bought my property, so it's almost been three years and I’ve had two calls since then. It got resolved within a three-day period so that was terrific. The last one was the day that H20 Maestro called me. So, it was great.     I had a repairman out on the microwave and he came out about three times before the problem was solved. But he was trying a few different things and then when he saw that didn't work, there was a major part he had to replace. So I understand that. Everything else has been okay. I had a heating problem last November and they handled the claim okay. But it was kind of odd because I had a claim for a heat pump, and they sent somebody else to repair it. I paid my fee that I'm supposed to pay and then this person come out once, and said that he was gonna order the part. But I never heard from him again. So I called American Home Shield back. They had to end up sending some other guy and I had to pay another fee. I called them back and I told them but they kept putting up excuses. We finally just forgot about it. I called them four times. I shouldn't have been charged again for that. But everything else, American Home Shield has been okay.

    We had a few hiccups because my heating AC unit was acting a little weird. So, I called, then American Home Shield sent the company out. The guy said I needed a part. He replaced the part and said the heating unit was fine. He asked if he could see the AC unit. I said, "Sure." They went outside. The guy said, "Oh, it's working, but eventually, you're going to need the fan thing. But right now, that's fine being it's still kind of winter outside." But he said, "I can tell you, eventually, it's gonna need to be replaced." I said, "Cool." He said, "You'll receive an invoice with all the information that I discussed with you." And that was it. Within 24 hours, I received an invoice with his notes stating just that. That the unit was working, that eventually, the fan will eventually be replaced.

    A week or two later, I got a random call stating that my unit is broken, which it was never broken because I have an FHA house. It can't be broken because FHA would not cover the loan, and I had an inspector report. Stating all these crazy things that weren't true, like there was pet urine but there are no pets here and there wasn't a pet from the previous owner, and all this bogus stuff. I expressed to AHS that I wasn't pleased. I thought the company was running the scam, that I needed a second opinion because they were saying that I needed a new unit, and they would not replace it and it was broken. I said that was not the case. I had to send them all this documentation stating that it was working, it was never broken, that even it said in their report that the company dates to now that it was working. I had to speak to a manager and to a couple of people before I sternly requested that I only speak to a supervisor from AHS, which I did.

    I also had a representative contact. The reason why I chose AHS was because of the contact. The manager that I dealt with was very helpful, and I'm very thankful for that. So, on AHS' end, it was good. And the second company that they sent out was very honest with their feedback. However, I didn't like the fact that the people that I spoke to before I got to the manager, I was feeling a certain type of way. And if I wasn't the person that I am, I probably would end up paying $11,000 for a new unit versus pushing because I knew what they were saying was a lie. Even the supervisor who spoke with the company realized they were lying too. She was the one who requested a second opinion, which the second opinion ended up being the right one. Other than that, it did get sorted out so I was happy with that. I already sent my friend AHS' way, so she has a new policy with them too.

    We just bought our house and I had a problem with the Magic Chef stove. It quit working while we were cleaning it and I didn't know enough to call American Home Shield. I tried to call a service person and we ended up buying a new stove. When it was installed, it didn't work. There was a problem with the circuit breaker. We called American Home Shield, and they referred me to a good man. He came over and took care of the problem. We got the stove working. It was that the installers of the oven from Lowe's didn't know what they were doing. The man AHS referred discovered that there was no problem with the circuit box. He was really good.

    However, I didn't know how to go about reporting a problem and I learned that if there is a problem, even if I suspect what the problem is, I should call American Home Shield first. They'll have somebody come out, and then I'll pay them the minimum. If we have to buy a new stove, it would have been covered by the insurance policy. In this case, it wasn't. We missed out on that and ended up paying $1,700.

    The first guy that AHS sent out for a claim was not in my area so I had to keep calling back and tell them that I wanted to go through a different group that was local. It took me an hour to figure out but that was no problem. Beach & Sons came out and the guy wore shoes in my house, which was fine, but it tracked mud all over the place. Also, he told me to buy a humidifier, which I did, but he made it sound like they were going to put it in and they didn't. Minus that, he did all right and everything works fine.

    AHS immediately hooked me up with Air Dynasty for our AC. They sent an initial technician over to do diagnostics and see what the problem was. He was super respectful and he explained everything. He said that a supervisor was gonna give me more details. Then I was able to talk to him and he was super helpful. Everything was great. Every time we've called AHS, they've been very responsive and immediately refers me to the company that was going to come and do the work. It is great to have kind of that feeling of support that when we have something break in our home, it's not going to be excessive as far as cost goes. I wish that there wasn't as much out of pocket but we are thankful to have kind of that padding to help with the cost.

    TERRIBLE service, they DID NOT honor their home warranty contract with me. After being with American Home Shield for two years I had my first major appliance go out, my dishwasher. On 2/2 I called in the claim to AHS who assigned A&E Sears to repair it. On 2/9 the repair man came and said that a circuit board had died and needed to be replaced. On 2/25 the repair firm notified AHS that a replacement part could not be found and the entire unit would need to be replaced.

    As of 3/10 the dishwasher still has not been repaired or replaced. I have called AHS every business day since 2/25 asking when they would be replacing it. I kept getting told that it had to go through their "authorization department" and they had not received a report from the repair firm. Then I would call the repair firm that AHS dispatched (A&E Sears) and they would state that it was sent but would send it again. Then the same thing the next day and every days since then.

    I pay $97 a month for my warranty and I have stuck with them for two years - until now. I cancelled my contract (which took two painful calls through their retention department) as a result of the service failure here. AHS is not denying coverage, rather they just keep saying they are waiting for authorizations to approve it - well authorizations is them! AHS! I will pursue them every day until I get it replaced or compensated for it but after that I'll just put $97 a month away and hold it for any repairs that I need myself. SMH!

    My claim experience with American Home Shield was pretty quick and easy. They didn't cover anything. There was no damage. It was just user error. The tech got things going. As far as submitting claims, I do it on the phone. They're very attentive. They get it processed. It's pretty smooth and timely. You're not on the phone very long at all. I would definitely tell others to go with AHS, especially if they're buying a used home.

    We've had two incidences that we've had to reach out to American Shield. They replaced our washer because the tumbler was all broken, which was great because they couldn't find the parts. They did their due diligence. Then we had a claim for our stove. The contractor replaced the motherboard in our stove, and it seemed to work just fine. They were prompt and they did a really good job. The problem is that we're going to end up having to have them come back out because although it fixed the immediate problem, there is another problem that arose as soon as it was done. Now, when the oven is on and you turn on the top burners, then the oven turns off. But overall, the process with contacting American Home Shield and making it happen on a good fast fashion has always been a good experience for us.

    American Home Shield provided service adequately. I was satisfied. The washer was showing a code on the panel. The water wouldn't go in the tub. It would stop. The techs took care of it. I've had trouble with that washer, and that company seems to know how to handle them. They did a good job. With the pandemic, and with everything that's going on, they came here in a timely fashion. Submitting the claim was okay. You call in and put in a claim. That's not the first time that the F code would come up, and then a couple of days later, it would come back, so I would have to call him. The gentleman would tell me, "Oh, you might have to call in and put in a new claim, because that might be a different problem." When I called American Home Shield, they understood. They had everything in the computer, and they understood and it wasn't a big delay.

    One of the elements of my water heater went out. It was not heating all the water all the way. I made a claim and everything was simple. Every time I call, American Home Shield would set up a claim then they would send me an email of who the contractor is going to be. After that, the contractor usually calls me or I call them and they set up an appointment. Within a day or two, they are out to fix the issue. I never had them not be able to resolve an issue. A tech from Assurance came out and he checked the water heater. He located that one of the elements had gone bad and he replaced it. He explained to me why they do that sometimes. He was very helpful. If you have a house, a home warranty is needed because anything can happen. American Home Shield has always treated me nicely and they have always been professional.

    My refrigerator wasn't working. I had a loud noise coming from the freezer. I filed a claim for it and got a notification of who the contractor would be prior to them contacting me and scheduling. They also contacted me prior to arrival.

    The tech from Sears came out for a dryer, and it went quite well. The belt was broke on it. He said he had the part in his truck and he fixed it on the spot. He was here and gone within a half-hour. So it was great. But American Home Shield is something different than Sears. We've had problems with them.
