    We had a washer leak that flooded our upstairs bathroom and seeped through the walls. It went into my son's floor and underneath his wooden floor. 4A came out and disconnected everything, and then ordered the part. They came back five days later and installed the part that we needed for that washer. They were real good. Everything's fine right now. We also filed a claim when our dryer wasn't drying very well. 4A came out again and they did the ductwork and fixed wherever they needed to. Home Shield has been pretty good. I definitely would recommend it.

    The servicemen are great but it’s American Home Shield that we have a problem with. I keep having to put Freon on the refrigerator and they choose to keep sending out the repairman. They know it's not going to work but you can't get anywhere with them. The techs do as much quality work as AHS would let them. The tech's hands are tied and they even went back to AHS and said that we needed a new one. I wish there was somebody else but AHS is the best thing out there. If you have newer equipment and you need a repair, they're great.

    I submitted my claims for the water heater and a ceiling fan together but I had to pay separate. The only issue that I had was trying to get an appointment on time with American Home Shield's plumbing company. But the process is very easy. For AHS' electrical portion, I was able to make an appointment the next day. With the water heater, they never called me. I had to call. I left a message the following day and they called me back the next day. Other than that, the technicians were good. They were able to resolve both the problems on the spot.

    My air conditioner wasn't working and a guy from Comfort Air Control called me back within 10 minutes after I submitted a claim. He was out by the afternoon and he had all the parts that day, unlike my first interaction with American Home Shield. It was a cluster mess. I had something wrong with the washer so I called up and they sent me a guy who wasn't near where I live. This was in December and I didn't hear from the guy. I would not recommend AHS.

    When you turn on the gas stove, none of the burners were working with the clicker. You had to turn it on with a lighter because the clicker was not sparking it. One of the knobs was frozen altogether and wouldn’t turn. The tech came up and did the repair on March the 8th. Now, two of the burners are working fine with the clicker but two of them are not. You have to go back to turning it on with a lighter.

    I've been with American Home Shield for quite some time now and submitting a claim is gonna have some hiccups now and then. I don't have a whole lot of claims but it's not all that difficult. With Astro Appliance, the one that’s currently fixing up my stovetop, when the claim was initially placed, I was extremely frustrated at the length of time that they took to even call me back. When I was finally able to reach out to them, they said they would have to order a part. I told them that they should tell me that instead of me having to look why they were taking so long to get back with me. But it is what it is. I recommended AHS to my neighbor the other day. His pool went out and he asked me if I know anybody who fixes pools. I said I just call AHS and they hook me up.

    It was really easy to access American Home Shield and file a claim. I did one online for a water pipe and a drain pipe leaking under the house. Water was coming out onto the carport and I could see it in the driveway. You can't have water leaking all the time. The problem didn't affect the function of the house but there was a steady drip under there that had to be fixed. A contractor got back to me quickly. Their tech showed up when he said he was going to and fixed everything right the first time. I didn't have to crawl under the house and do it. I then paid my deductible. I recommend American Home Shield.

    The techs came in, checked all the filters in the house, made sure the thermostats were working. Then went outside, took the covers off of the condensers and cleaned the condensers, and made sure everything was good on the inside. We also had American Home Shield do our dishwasher. It had to be replaced last year, six months after our policy. It was good. The only thing we had to wait on was it was right when everybody was getting quarantined. They just had a backlog a bit about stuff. Other than that, I like that I have peace of mind.

    I did a claim for an electrical issue and it ended up that the spring had broken. The tech had to replace the spring which was not covered under the warranty. When I asked the girl was the spring covered because it’s needed for the garage door opening, she said, “I'll just put an order in." I didn't get quite the answer I needed. The irony of it is I have a family member that has American Home Shield. She had the garage door and all its mechanics covered. I don't know if they changed their policy or we needed to do something. It got a little confusing there. But AHS is definitely worth it for us. The had a contractor come and check our dryer. They had the part that they needed so they fixed it right on the spot.

    The pool’s blower motor and the control panel were both broken. I called and the rep from American Home Shield and I selected a date. Then, she said that our man would call us before he arrives. He did and he arrived on time. He was a nice guy and very professional. He knew what to do and was very knowledgeable on the pool heater. He ordered a new blower motor and when it came in, he called us and came over and installed it. He's trying to find the control panel that will fit in to match the old one but the pool heater has been working great. We were able to use our pool when we wanted to and we used it over the weekend. It was an excellent experience with AHS.

    The outside air compressor part of the heating and AC would not come on. The air handler inside the house would run, but the outside part would not come on. So, all I was getting was the fan blowing. The air conditioning company came out, checked things and said there's no power getting to it. We went to the circuit breaker in the basement. It looked like the circuit breaker was set, but it wasn't. In fact, they were labeled wrong. The one that said stove was the one that worked the AC, so it was backwards. I bought this house used a while back, so I always believed what was labeled on the circuit breakers, but it turned out to be the circuit breaker had flipped.

    The repair guy turned the switch off, turned it back on, went outside, and it was running. While he was here, he went ahead and he checked the Freon in the unit and spent a little time here. He was a very nice fella and he didn't make me feel like an idiot. The unit has been running good since. He said it had Freon in it. The service was good, and he was very friendly. I am satisfied and I would refer both American Home Shield and the air conditioning company. Each time I've had a problem, I've requested them. They're very good to me.

    There's only been a couple of times that I've had a problem with American Home Shield but those weren't major when I thought more should have been done. What I get upset about is they come out to fix something and then, they tell me that it has to have these upgrades. I end up paying several hundred more dollars to upgrade something, but then that's code. As far as making appointments then coming out, it's been good.

    Everybody that has come out has been wonderful. It just always takes a long time to get somebody to come here and to get return calls. I had a big leak spouting out on the floor and it took several days before we got anybody here. The guy found the leak but he couldn't fix the plumbing. He got on the phone right away and called Mr. Plumber. While he did, I called AHS and they said we had to cancel Mr. Plumber even though it was an emergency. We had to use one of their guys and it took several days to get somebody here.

    Also, the very first time I called AHS for my leaky refrigerator, the tech looked at it and said the icemaker was broken. He said all I had to do was to keep that little arm elevated at all times and there would be no more leak. He was wrong and I kept getting a leak, which damaged a lot of stuff. I hadn't had any ice since August. Then, I recently had another tech come out and he took one of those super-type hairdryers to the icemaker machine and fixed it within 10 minutes.

    I had two claims. One was for the AC, which was a continuation of a previous case wherein I wasn't receiving any air upstairs. The issue has been repaired and the tech was very informative. He told me another option as to what I need to do in order to receive the type of flow I wanted and it looks like I have to replace or add another system. My other claim was for an electrical outlet and it was fixed. That tech was good as well.

    The technician told me there was something on the AC unit that had shorted out which caused the transformer on the inside to short out. He changed both of those pieces out and it works absolutely tremendous now. He was very professional and friendly. AHS is a great service and the process is decent thus far. I wish that some of the stuff was covered a little bit better. On my AC, there was supposed to be a power disconnect that wasn't there. For certain issues like that, I wish that it would kind of be addressed to assure the customer on the back end that everything is being done and being brought up to that standard where it should be.

    American Home Shield's service, so far, has been okay. There was something else that the people who were here found, which was a short. This was a second problem that we found. One of them said he was gonna see about getting it approved, that it’d be half a day’s work, and they were gonna come back. They haven't followed up on that. But the initial problem that I called about was resolved without any problem.

    Having a home warranty is a new process for me. I was speaking to my neighbors, and they said, “Oh, actually you just do this.” So I went online, and I went through the process. It was a very straightforward process. My only suggestion is that I would prefer that instead of having to do it online, there could be an app that I could do it with.

    The whole room went out and the guy said that one of the power outlets was pushed too far in. He gave me things that I needed to buy and said that I probably need to put these in all my outlets in order for the power not to go back out. I've only had the home for about six months and I've had a couple of things that I've needed to get fixed. There are things that I've been able to go through American Home Shield to use but when it's over, I'm going to try to see if I could extend it because it has helped out a lot. I wish I had more things that were available because I had to get my garage fixed and it wasn't under there.

    There were two claims that we used American Home Shield for and both were plumbing clogs. We thought we had a crushed pipe under the slab because we had bad contractors tell us what it was, and then following that, K & S Plumbing came and ran a cleaner the first time. That didn't get it cleaned enough. Then the second clog that happened just recently, K & S sent Jody out, and he ran a bigger, stronger cleaner. There's been a little bit of slow water running, but we've just been running degreasing materials down the sink. When they ran the camera for us, the pipes were pretty greased up. It'll be a little bit of a long road. K & S Plumbing was amazing. Even once the warranty wears off, I'm going to keep using them as my plumber. Nonetheless, American Home Shield has been definitely handy. Everything's been remarkably smooth.

    We started with AHS a while back, dropped them off and came back to them. So far, they're doing what they're supposed to be doing which is taking care of us and sending people that know what to do to fix our problems. We had a ceiling fan that had stopped working. We had had company over and we think they've messed up the remote control. We would try to use the remote but nothing would happen. The tech came in and started looking at stuff. I gave him the remote control, walked out of the room, came back and it was working. He said somebody played with the flip toggles and that was the issue. He knew enough to make our fan start working again so he clearly knew what he was doing. The only thing is he didn't come in with a step ladder. He had to use mine but that's minor.

    I was not too happy with AHS in the past. When I moved over here a year and a half ago, I have not been in this house for three months and I had static problems. Ao then AHS recommended after this first company came five times. And then I said, “I want a second opinion.” They then sent me another company. And then the first thing he said was, “This bathroom is wrong. The tank is larger than the base.” That was why the water always came up, because the tank is larger. So, he sent a claim to AHS, but they said no. I went back and forth and I was so frustrated with AHS that I was ready to change companies. After I don't know how many calls I made, they finally authorized the gentleman to replace the toilet. I'm back for several months now.

    I have two sinks in the master bedroom, one across from the other. They have been running very slow and one was clogged in. I put vinegar, baking soda, I used the plunger, nothing happened. It was stuck. And then in my bathroom, the shower has also been running slow. We have tried to unclog it, so sometimes I had to use the plunger several times.

    I called the number and told American Home Shield all these things that needed to be checked. I responded to the questions that they had. And they said, “Okay. We'll call these people.” The first one, I was not too happy with it because he suggested to put acid, and I said, “I'm not going to put acid in my house because the city told us not to put any hard chemicals released in it.” The third plumber came in, took out the metal thing underneath the sink and it was clogged with black hair. He showed me, and I said, “Oh my God, that's not my hair. My hair is gray.” He said, “Yeah, this has been over here for a long, long time.” This house is 21 years old. It has been over there who knows for how long. I moved to this house about a year plus. I know it was not mine, but he cleaned. My sink runs perfectly. I opened the water and I could hear it running. He did an excellent job. He was thorough, fast, and detailed. The best contractor that AHS has ever sent to me.

    The dryer was making this god-awful screeching sound like something was wrong with the belt. The technician came out and replaced a part. But after he left, when I actually put clothes in the dryer, it continued to do that. So he came right back out and tried it again. It sounds really good now. I always buy all the little warranties that go along with the purchases that you buy. But American Home Shield seems to be a better way to do it and not have to spend all that money on all the additional warranties.

    My son heard a pop then we had trouble with getting enough hot water out so I called American Home Shield. They gave me a good deal so I took the deal and had a new hot water heater put in.     Everything they did was good. The only thing was the part that I needed was on backorder. But that wasn't their fault. Every time the contractor came here, they were quick. They were here when they said they were gonna be. Everybody has been professional. I've used American Home Shield two different times now. Between them and the other company on the air conditioner, everyone was professional and clean. Everything was easy when I had to submit a claim. I did it online and everything was pretty straightforward and simple. I just filled the form out and then within a couple minutes, I knew what was going on. American Home Shield is good to have. It's a nice fallback plan in case anything unexpected happens.

    The most recent claim was for our dryer. It just stopped rotating so we put in the claim and the contractor came out and took care of it. They had parts on-site and they took care of it. The repair was done within 30 minutes. But there was an instance before this where we were trying to get our roof leak taken care of and that was, unfortunately, a very bad experience with Home Shield. They didn't have contractors that would be able to come out and help us. We had to go out and find our own contractors. Then, at the end of the day, they didn't cover anything. Other than that, everything else has been good with them.

    I have an issue with my microwave and I'm kind of upset about it. I had Bay to Bay come out twice to fix it and they replaced a few capacitors or resistors. The first time, it only worked for a week. Then they came back and they replaced some more. It worked for two or three months. When I put in a request again, it wanted me to pay. AHS said after two months, I have to pay again. So, if this thing goes out every three months, I have to pay $100 every three months then. That’s too much. I will be paying more than what the microwave is worth. It just needs to be replaced. But other than that, it was great with Integrity Air who came out for our AC claim. The tech knew what he was doing. He replaced the capacitor and it's been functioning great since.

    There was a fitting that was leaking in our refrigerator. We did a claim to American Home Shield. They charged $75 on our credit card, and then they contacted a contractor. The contractor came out. The guy's name was Donnie, and he was really professional and helpful. He discovered what the problem was and ordered a part. When the part came in, about a week later, they called and set up an appointment to come put the part in. That worked out good. They discovered that another part was needed to fix it completely, so they ordered another part. About a week later from then, Donnie called, came back and fixed it. He left everything clean and he had a good attitude.

    The stand-alone ice maker is not working. The technician just came and said that it needed to be exchanged. He didn't do anything. He was gonna put in the request, however, he has not called back. I've been waiting for about three weeks now. But then American Home Shield has improved a lot. I had them 10 years ago, and it felt very different in the way it feels now. First of all, the wait time. Every time we call, it’s not 45 minutes to an hour. They have a much great reply, even to the phone. Unless we're putting a request online, which is also useful now because everything now is online. They also follow up. They're not dragging you along like it used to be.

    The microwave’s fan kept running and there was no way for us to turn it off. I didn’t see any smoke but it was giving us a funny smell. It was more of an electrical one. The agent from American Home Shield was professional and gave me the name of the company that was coming. She told me that they were going to get back in contact with me. They had an opening for the 29th and I took it. They had to get back with me on the time. The repair guy was very professional and he explained about my overall process that he was gonna do and how he was gonna do it as well as what the next step would be if it didn't work. But I didn't like that he lied about the 10-foot rule.

    First, it was a text and then, it was a phone call stating that I had to wear a mask, which I already know is required. He would be wearing a mask and gloves, which is professional on that standard. But to tell me that with the CDC, it’s a 10-foot rule, I didn't accept that because that's a lot. Also, I haven't even had a follow-up from American Home Shield as of today. I would have liked for them to have gotten back with me by mail.

    The refrigerator shut off in the middle of the night. I called American Home Shield and they were really easy to deal with. They said the contractor would contact me via email. It was within a few minutes that they emailed me and had my appointment set up with the appliance repair guys. The tech came and looked at it. He was nice, friendly and real upfront. He answered all of my questions I had and was really thorough in explaining everything to me that he was doing. He looked on his phone and he couldn't find a part number for the control switch in there. He explained to me that sometimes the lady at the home office would do some digging and find the part that goes to it. But sometimes, they're just not existing anymore. In my case, he said it was outdated and that they couldn't get parts for it anymore.

    A lady from American Home Shield called me and asked me the size of my refrigerator. I was out of the house at that time so I told her I didn't know the exact size of my refrigerator because I wasn't standing in front of it. She gave me the phone number to call, and I just had to give American Home Shield the dimensions of my refrigerator. I called and talked to the lady, told her the size of my refrigerator and the make and model, and she emailed me. I got the email in about 10 minutes, and I had all of my choices of replacements to pick from. There was tons of options, which is really great. A new refrigerator is being delivered today.

    I used the previous home warranty company at my old house, and they were horrible. The difference between American Home Shield and them is night and day. It took eight days from when I filed a claim for a washer to get a replacement. With the old company, it took us nine months and we were without a washer that whole time. I cannot be happier with how it's going with American Home Shield. When we submit claims, we get a status right away. We know who's assigned. They usually get in touch with us right away, and they come right out. We don't have to wait much for anything. I've filed three claims so far, and we’re very happy.

    We had a strange situation where I noticed the leaking pipes, and I was gonna call my regular plumber, but when I went to file the claim for the washer, I saw that I could also file one for the pipes. I said, “Oh, let me just put this through the warranty company before calling my regular guy.” The plumber came out, and he was great. He pointed out exactly what it was he needed to do. Because of the way that the house was set up, he pointed out that there may be some issues and that he also had another commitment that he might have to go out and deal with. He did a fantastic job. He pointed out some things too with the shower, to get some support under there, which I was able to do after he left. I was very happy with his work.

    No one should buy a house without buying a home warranty. I know someone who bought a house in the last year and he didn't get a home warranty. When their water heater went, it cost them 10 grand to get it replaced. I recommend American Home Shield to everybody. A friend of mine is selling his house and buying another. I told him, “Don't go in without a home warranty. And don't go in without getting one from just Home Shield.”

    There was a mix-up and there was confusion over the phone calls. American Home Shield let me know the claim was on hold, but they didn't clarify exactly what that meant. The company that came out the first time to correct the issue was not able to come out the second time. It took about four phone calls to get somebody out the second time because of the confusion around the situation. But I'm not going to let this one incident discourage me from continuing the warranty because I feel it's a pretty good value so far. I could have dumped $600 or better into that second service call and it only cost 100 bucks. The money is worth it and the fees are not bad. I'm going to recommend this to anybody who buys a new house.

    Sometimes I had good service with American Home Shield, and sometimes it was less like it. There used to be a time when a contractor does something, they follow back up with me and see if everything's done. But due to the coronavirus, things been a little relaxed. I had the dishwasher that needed to be replaced and I got caught up with family death and then coronavirus. They haven't got that replaced yet. With my recent claim, the water tank is 15 years old and is leaking water. The plumber told me that he would send it in to American Home Shield for them to approve it and I haven't heard anything from them for over a week now. Overall, they're okay. I had told my friends to get it and some of them wasn't too happy with it 'cause it took so long to get to the service part of the work. Then they just went ahead and paid when they set up and just have to get it.

    We had a problem with our washing machine. It says UE, which is unstable or unbalanced. We put in a load, and then the load doesn't balance well. So, we asked American Home Shield to come and fix it. The contractor came and checked on that appliance twice. And then, the second time was when they changed the springs. I was like, "Okay, that sounds good." But still, from time to time, we get the same issue. They haven't totally rectified the problem.

    The other issue was with our dishwasher, and that's old. The sum of the parts are broken, and the contractor came and checked it out several weeks ago. The one thing that I told them at that point was dishes don't wash in it. I have to wash a dish, then put it in the dishwasher to wash it again. It doesn't remove any of the grease. I have to wash it carefully. And even if I just rinse it and put it, a lot of times, for cups, the stains will remain. But that's because it's old. It's probably 10 years old. We had asked if they would replace, but I guess not. So, they've ordered the parts and we're waiting for those to come. The guy from Pro Tech came by and looked at it. He came a few days ago, thought he had the parts, but he realized he didn't have all of them. So, they're waiting for the parts to come in. But whatever technicians AHS sent, they were good.

    When something is old, if AHS could replace it rather than keep fixing it, that would be a good thing they could do. And they could charge somebody 25% to say, "Okay, this dishwasher is $700. We can either repair it, or if you want to buy a new one, you can buy a new one and you will have to pay 25%, we'll pay the rest of the money." It also helps them because then they don't have to send another technician every two months.

    My husband said that the technician was very good, professional and fast. The technician went to do what he had to do and he cleaned what he had to do. Then he told my husband that the air conditioner was fine.

    A few months ago, American Home Shield sent six people to figure out what was wrong with my dishwasher and they couldn't fix it. They said they fixed it because they changed the panel but they didn't change the lock. They just lied that they changed it because I had everything recorded. I had to hire somebody outside American Home Shield and pay that other company out of pocket to see what was going on with the dishwasher and they told me that it will be more expensive to fix it than to buy a new one.

    I called back to American Home Shield and they sent the same people out, and they actually were very rude. The tech came to the house and tried to take the machine out because the lock that they told before they would change wasn't changed. So that was the main issue, the lock of the door. It wasn't working. The tech wanted to take it out and he couldn't take it out. So he tried to put the legs down. But he messed them up and he blamed it on me that the legs were bad. So he told me that I had to take it myself out of the hole so they could come and fix it, and it was on me, that I would have to pay somebody to get the tile off my kitchen and take the machine out because he couldn't take it out. So I Googled it and saw that the legs just have a little screw. I unscrewed it and took the legs in and out. It was messed up. They messed up the thread, so I took the machine out and I called them.

    The technician came and I told him about my experience. Then that guy started threatening me. He was scary. I started to record him. He calmed down because I stopped saying that I did it myself and I told him that they didn't know what to do. He finally fixed it and he didn't want to put it in the hole again. He said, "You took it out, you're gonna put it in." Finally, the lock works. Now the machine works perfectly fine. But the experience was horrifying. I didn’t call American Home Shield back because it took forever to talk with somebody there. Every time I call, it was almost an hour to get hold of somebody and I just got tired to call back. I have used American Home Shield three times. My heater claim was very good, and then the next one was the dishwasher was bad, and then this recent one with the air conditioner was good.

    My refrigerator was making an ungodly noise. It got progressively loud to the point that it was waking people up and we eventually unplugged the refrigerator. When the service guy got here, the contraption that keeps the coolant working builds up ice. There's a fan down there and the fan blades were hitting the ice, and then hitting the ice that long broke the fan. Since the fan was damaged, the guy first thawed all the ice and then replaced the fan in there. He thought as far as what made the whole thing happen was when the people who were here before me unplugged it, and then I plugged it back in and got things moving again, that the refrigerator had to do ice and water filter. It just went overboard and built up this ice layer and then the fan thing. At first, I noticed it, and then it kind of got better, and then it got worse, and then it got really loud. The guy fixed it and now, it's super quiet.

    As far as the claim submission to American Home Shield, I went online and clicked the instructions and paid the 100 bucks. When I called there the first time, the lady said, "Oh, we don't have anything for a couple of weeks." I was like, "Oh, my gosh, I don't know if my freezer is gonna last that long. I'm not really sure what's going on." She put me on hold, promised to call me back in a few minutes, and she squeezed in a same day appointment. She said, "I happen to call one of my techs and he's going to be out in your area and he had a cancellation so we'll come out today." She went the extra mile for me and didn't have to. She made things happen for me because I was super worried about losing all of my groceries. I really appreciated what she did.

    We bought a house that came with Home Shield warranty. My experience has been easy from start to finish. Getting the claim submitted and getting people out to schedule with me for a time to come out and do the repairs were really easy. We had a leaking toilet. I wanted to check the water pressure of the house too, to make sure it wasn't something wrong with the pump system because we have a well. The guy who came was fantastic. He gave me an education on a lot of things down there. We had never had a home with a well, and he was describing potential problems that I need to look for. He was also telling me how parts of the system worked. Because we had water softener, we've never had one of those. There were a lot of things he went over with me. He showed me a lot of things with that system that I didn't have any knowledge of. Then he also repaired the toilet, which was quick.

    The first two years that I had American Home Shield were excellent. But this past year has been problematic. Normally, they resolve the problem within a couple of days, maybe a week tops. But this past year, I had a freestanding ice maker that went unfixed for four months, which was a little ridiculous. Recently, I have a clothes dryer claim and it has been going on for seven weeks now. The vendor himself, Paul's Unique Services, admitted to them that he couldn't fix the problem. Yet, American Home Shield keeps reassigning me to the same vendor, and no one seems to be able to do anything about it. Then the plumbing issue I had was taken care of within 10 days. The contractor came out two days after and they resolved it as best they could. But they had to order a special part so it took them about a week to get the part. Once they got it, they were out here the next day and problem solved.

    The AHS reps swear that they're taking notes, but when they get on the phone with me, it seems like all short-term memory is erased. Then they go through the exact same procedure over and over. They ask me for identification and I go through all that. But then they're just not reading the problem or not seeing the problem supposedly on their screen. I’ve called about this at least six times, easy in the last two weeks, and I'm getting absolutely nowhere. Supposedly, they were going to call me Monday night but it never happened. Then they were supposed to call me Tuesday night and it never happened again. Then today, there was supposed to be a 48-hour time limit for some authorization department to do something. But I haven't heard or seen anything about that.

    I understand that the actual people on the phone can only do so much. But there seems to be a mile of red tape to get something done if it's out of the ordinary or something obstructs fixing or resolving the problem. They have to go through some nebulous authorization department to get something changed and that almost seems to not happen. So if it's something that's going to require some unique or hard-to-get part, you're going to be waiting for a while. But if it's a simple fix such as a ceiling fan’s broke, they'll usually go out to the local Home Depot or Lowe's or buy another one and replace it literally the next day.

    These past two big experiences, the freestanding ice maker and the dryer, if something that causes this procedure to go awry, they don't have any authority to fix it and they have no way to get a supervisor on the phone. So I'm not getting any customer support and the process involved doesn't work.

    My dishwasher started a fire. Smoke was coming out of it two days before Christmas. It just barely got fixed a week ago. The same people came out to fix it about five times. Each time, the guy was just picking something new that was wrong with it. It might have been my fault because I let it go pretty far. Then I asked for a manager or somebody with American Home Shield. Right away, she said, “I'm gonna send a different company out for a second opinion on if it can really be fixed or not. And if not, we'll get you a new dishwasher.” The day the guy was out here, he fixed it.

    Up until this time, I couldn't complain about my claims to AHS. I've gotten a new water heater. Within a week after the man was out here, they came and put it in. I got a new swamp cooler. They've pretty well fixed everything or put in right away. I did recommend AHS to my friend that was two doors down before the dishwasher thing. I told her I was very happy with them. A month or two after she went ahead and got the contract, her heater broke. They were right out to fix her heater. She said, “Thank God, thank God I got that insurance, ‘cause it was an expensive part, the man said.”

    I submitted online request for service when the AC wasn't cooling. It was super easy to do. I'm not computer savvy, so it was great. I got a text saying the name of the company and the number, and that they would contact me within 24 hours to schedule service. Then I had a confirmation and the contractor was in full contact with me. They were amazing. The technician went above and beyond. He was on time. It end up taking longer than it was supposed to. But he stayed till the job was done. He was very professional and nice. He was doing it as though he was doing it for himself. He repaired the leak and refilled the coolant. I had to pay for the coolant. But it's definitely working now. It was an awesome experience. I'll definitely be renewing my contract the end of this month with American Home Shield.     The AC was causing a leak in my bathroom. There was a hole where the water ran through and it caused the water to come into my bathroom and it started leaking through my ceiling. The first time, a repair guy came out and he was very good except when I told him about the thermostat, he thought the battery needed to be changed. So, we changed it. But it turned out that it wasn't reacting correctly. So, I made another phone call and a guy came out and explained to me what was going on. When that ice storm came and everything was off for so long, it must have messed up the connection. The thermostat needed to be reset and that was all he did. It turned out to be something I could have done but I didn't know to do it. He taught me some things and it's working. The repair guys were both great.

    We've had a couple different companies when it comes to plumbing but my wife liked Professional Plumbing Service. They came for the garbage disposal. The tech was quick and well so we appreciated that. My wife was on her own and they did a good job with that. AHS has been up to par with what I'd expect. But if they can make the process easy for the bigger stuff like the furnace and the AC instead of having to wait for parts and pieces and trying to mend it together, that would be nice. Those issues go down with a little tougher to swallow length of time sometimes.

    I have issues with American Home Shield, but I need the warranty because repairs are expensive. It's ** service. I can't stand it. For their online requests for service, they should add a section where people can add special instructions because people request it and then AHS automatically assigns them a contractor. It is hard to get in contact with anyone. The wait times on the phone are forever.

    I've had prior plumbing problems where certain contractors that they always assign are no good. I want to be able to intercept the assignment but they always assigned to the same contractor, unless I wait 45 minutes to tell them physically and elevate to the manager to not send it to someone. Plumbing is a lot of work. It took me forever to get my money refunded because they still send me the same plumber who kept saying there was nothing wrong. When I demanded a different plumber, I still got charged a third time for the different plumber who then fixed it. The first plumber was wrong all along.

    It was the same thing with the air conditioning service where I had issues with the air conditioning folks. They came out three times. They said they fixed it, and they didn't. I had to wait over an hour to get a manager on the phone to specifically request a different AC contractor who then fixed it in five minutes, just because apparently, the fan was going in reverse. The other guys couldn't figure that out. I lose $106 every time someone comes out, so I hate American Home Shield. On the flip side, when they pay for stuff, it saves me money, so I can't complain too much.

    The first technician that came out said that he's gonna let AHS know what happened to the refrigerator. Four days later, another tech came out and said he would let AHS know what is going on. He came back and told us that he already ordered the part and it's gonna take another week for the part to come. He said he would come back to fix it when the part arrives. We were thinking that AHS would get our refrigerator working in a timely fashion but this is the second week that it hasn't been fixed. We don't have a fridge in the house and we've been eating out.

    The handle wasn't turning all the way when we went to go try it. Then right after the plumber left, we realized that there wasn't any hot water. I talked to my brother who was a plumber but lives in Chicago and he said it was probably the cartridge that they put in and something wasn't either pulled or turned. Then that was pretty much what the plumber guy said when he was here again. So, he said it was turned correctly then. Before he left, the second time, I tried it and the water was extremely hot like the way it was.

    Our latest service through American Home Shield was excellent. Before this last service was a struggle. We needed our air conditioning repaired. There was one company that came called Beaches. They did not have a good presence at the door. They came twice. The guy pronounced it fixed, and he drove off. Right after he drove off, we saw water coming down from the ceiling where there had not been anything happening before, and into a like built-in wooden étagère full of crystals. I realized that I didn't have a way to reach him back. I called their office. They were closed. There was no way to get emergency help for that. I thought, “If this keeps up, the ceiling is gonna fall in.” So, my husband and I figured out we'd just turn off all the air conditioning. This was in July. It was so hot.

    I called the management of the Beaches company the next morning. I said, “We needed to reach you right away last night because water was coming down through our kitchen ceiling.” The rep interrupted. She said, “You can’t sue me. I'll win in court. There's nothing to it.” I was stunned. I wasn't even complaining about the leak so much as to tell them the urgency of the matter. We had some issues still. So, we called the company we used to deal with ourselves directly, and they fixed it. We paid them. I think Beaches is sort of derelict. I suspect they treat everybody that way. They sort of treated people like they expected to be suspected of dirty dealings.

    Initially, the problem was a control board but when Hospitality Heating and Air Conditioning was out there, they also found out that a heat exchanger box was rusted and they replaced that as well. They were wonderful and I would recommend them but the other contractor for the other property was atrocious. The tech lied through his teeth.

    We've dropped our coverage with American Home Shield. We have five properties and we're probably gonna drop coverage on all five of them. They are nice on paper but when it comes down to doing what they're supposed to do to protect you against major repairs, they don’t. They are worthless. They are great on small issues like a clogged pipe, a circuit board that needs to get replaced or a hot water. But if it's a repair that exceeds triple digits, they're terrible. I've fought with them over a number of issues where big things were supposed to be covered. They will not let me talk to the authorization department.

    I had a problem once with a sink faucet that needed to get repaired and they told me that the water pressure was too high. It was a $50 fix and I fixed it myself. But the whole purpose of having it is I don't have to fix it myself. I spent more time fighting with them then I finally got disgusted and did my own repair. American Home Shield looks for reasons not to pay out. We've had them for over five years and we have spent close to $20,000 in premiums to them. They are not truly interested in helping their customers. They make it very clear about lining their pocket with money. I bought five policies because I wanted to be covered for major catastrophes. I paid the price and didn't think twice about it. I understand they need to make money but I pay into them already far in excess than what it would cost to fix the unit that needed to get fixed. They were ready to lose me as a customer rather than resolve my issues.

    I was getting a signal from the dishwasher that indicated that water was not coming in. That had happened before so this was the second service for that problem. When I opened the machine up, it stopped mid-cycle. The soap had not dropped out of the trap door and it was stopped midway but still quite hot.     When I've had things needed to be fixed, they have been fixed. If I have something I knew was wrong, I called and I could schedule it automatically. But if I had a question about something that I didn't understand, it would be nice to be able to speak to someone. And have a menu option that directs me to them and not have to fumble around trying to guess, “Okay, what option do I select to try to get to someone?” I got an email from American Home Shield about some preseason air conditioning service that they were offering. I read the fine print, but that leaves a lot of unanswered questions. When I tried to call, there was no menu option to speak to anyone. It's all about billing and scheduling service. The menu options all seem to be focused on the company more than the customer.

    It seems like AHS doesn't want to have anyone speak to you. They want to do it all through menu options. And if a person is paying a company monthly, they almost owe it to the customer to have someone available. I understand they can't be readily available to answer right away. I may have to wait. But it seems like if I answered that I wanted the spring tune-up, but then I pay $75. And then if they find anything, I gotta pay an extra service fee. There’s an incentive for them to find something. “Oh, yeah. If I find something, then not only will American Home Shield get a cut, but we'll get a cut because we found something.” I just had questions I wanted the answer. Just by chance, I said, “Well, let me try hitting zero.” And when I hit zero, it brought me to an option. But that wasn’t one of the ones that was listed. Other than that, the contractor came out and they realized they had to order a part. They ordered that, it came in, they fixed it.

    I thought that the ice dispenser was broken because it was a making noise, so I called American Home Shield. We didn’t try it again and it ended up some ice had been lodged in there and it melted. When the guy got here, it was working. I said, "I know you came for one thing, but you won't believe, the icemaker is working." I told him what happened. He said sometimes you wait 24 hours, it will work, but I didn't realize that. We tried it several times that day, and it didn't work, so I just made the call. Other than that, everything was fine. The company was good. I also had them check with my oven. I had a whole bunch of grime in between the oven door and the guy helped me do that part, because I put the oven down too as a request. He was very polite and professional.

    I've only had to call American Home Shield twice, and both times, it was almost like I'm paying my money for nothing because the thing ended up working. Even with the dishwasher, the guy came, he opened it up, looked down and said, "Oh, I see you got this little piece stuck down in here." He pulled it out and that was it. But both times, I'm pleased with the promptness and with the people coming and being polite. So it's fine.

    His and Her Plumbing fixed the toilet. It's a fancy one with some kind of fancy fill mechanism at the bottom that failed. The tech had to replace the whole mechanism. Everything's fixed. The dishwasher, it was Flying Eagle Appliance Repair. This was on the 9th of March. The tech came out and said it needed some kind of new drain thing on the bottom. This is a high-end dishwasher. It was $400. And there was some kind of a plastic drain thing that he had to order the part. When he came back two weeks ago, he put the drain thing in. But then, there was another piece in there that had to be replaced in the bottom of the dishwasher. If this guy does this, he should have known it needed these parts. These plastic pieces can't be more than a few dollars each. It's not like you're going to break the bank. He had to order the other plastic piece.

    He came out yesterday to fix this thing. But last night, we ran the dishwasher and the thing vibrated like a helicopter was in our condo. There's a top and bottom paddle. Maybe the paddles came loose. So, we looked at that ourselves, and the top one seemed loose. But my wife said it was always like that, so what do I know? We weren't home all day. I told her, “Why don't you just run it again? Maybe it was just a fluke thing. We'll see what happens.” Because I don't want to call this guy and be a pain in his ** if everything's okay. I wasn't home when he came here. My mother-in-law was here. He ran it, and she claimed everything was okay. I hope the dishwasher takes off like a helicopter later around this afternoon.

    The plumbers were outstanding. And this guy here, he's okay. Pulling the dishwasher out is not a five-minute job to do. I like American Home Shield because they take care of the repair. I'm happy. I recommended AHS to my daughter. She was here for Easter. She’s buying a new home, and even though we had to do the dishes in our sink on Easter because the dishwasher wasn’t fixed yet, I told her she ought to get AHS.

    I had a claim for a leaking toilet. American Home Shield agent took my payment, the deductible, over the phone, and then I was assigned to a company and was given their telephone number and told me they’d be in touch with me. I received the call from the company the same day and made an appointment for later on that week. The tech came and repaired the toilet. I had to get them to clean up a little bit when he was finished because he didn't find it in that condition, but aside from that, it was fine. The times that I had contacted AHS, they've always been courteous. They've always done the same thing, assigned a repair company to me, and then that company has contacted me and taken care of the problem. Sometimes he has a hard time getting through and so he gets a little frustrated because he's gotta listen to the whole dialogue.     I'll refer Spartan Plumbing again. They were great. However, I had this lengthy call with one of these claims adjusters, and that didn't go over so well. American Home Shield should have a little leniency on what they deem as something that they will cover for somebody who acquired a house that has issues that we were not aware of. But outside of that, we're good. I understand their business model. It's just the unfortunate things that fall on the payee.     The very first claim with American Home Shield went smooth. However, we also filed two other ones that did not go smooth over the last four to five months. The electrician said that they would be reaching out to us regarding the claim but we haven't heard from anyone. We still have the same issue going on which we feel could possibly cause a fire.

    It's the same with our last claim which is for our furnace. It had gone out and it was mid-winter. It was horrible having to find heaters. We asked to speak with a manager and we never got a call back from a manager regarding our claim. We just gave up and had to put money into buying a new furnace which will probably end up being the same thing with the electrical box because we can not get it fixed. American Home Shield could improve on communication. I don't think that they follow through at all. I'm very dissatisfied and I would not recommend them to anyone. My husband and I have been discussing possibly not even renewing our contract with them. It's like we're wasting money every month paying for something that we're not getting services for.

    There was a wire that had burned on the AC. The contractor showed up on time and they had the wiring right there and fixed the problem right then. The contractor works really well every time we've had them out there. They send professional people and they get the job done right away. I'm completely satisfied with American Home Shield. On the older houses, you're gonna have problems, so it helps considerably financially that you don’t have to pay to replace something like that air conditioner or stove or something like that. They can't fix it, they'll replace it.

    I had a claim for my microwave and people came out quickly on the 23rd of March. But I still hadn't heard anything back from them. I called American Home Shield yesterday and they said the people hadn't submitted the information. The same thing happened with my refrigerator claim before this. I did the claim online and the set-up of the appointment was good. A person came. Three weeks later, I called American Home Shield and was told they were still waiting on the service people to submit the paperwork. That claim was done around March 6th and I just got a refrigerator on Friday. On the whole, the initial part of the process was good but the follow-up part has been terrible.

    I'm also so dissatisfied with the refrigerator part. American Home Shield said the refrigerator that was equivalent to my refrigerator wasn't delivered in my area. I ended up getting a smaller refrigerator and I could barely put anything in it. That has thrown me to have to go and buy a new refrigerator. I also needed a black refrigerator because all my appliances were black. The only other option I had was to get a mismatched refrigerator that was totally different from everything else.

    I thought American Home Shield was gonna go through maybe Lowe's or Home Depot but apparently, they have their own company that they go through. I wish they would give a bigger variety as far as the refrigerators that you actually need. They're overpriced, also. I haven't been very pleased with this process. Normally, I would have no other issues with American Home Shield. They come and fix everything. I have been very satisfied with the prior stuff that I have had done but not with the last two experiences. We were living out of a cooler for a month.

    My heat pump was a problem, so I went through AHS, and they sent somebody out. The repair guy said it was a little gauge, which was smaller than my hand. He said, "You're fixed." Next day, "No, I'm not fixed." Heat pump's not working, so he came back and said, "Yeah, I've got to replace something." He then called me back, "Nope, you need a whole new system." It went on and on. Finally, their offer was $1,500 higher than my local mechanic. So, I said, "To hell with them." I just got my local mechanic. On the other hand, my experience with the company that fixed our refrigerator was 100% positive. The refrigerator wouldn't stay shut. The thermostat in the freezer kept going crazy too. It would inch its way up to plus two degrees, three degrees, eight degrees, then it would shut the refrigerator off, then it would reset itself. Since the repair, I don't have to keep attending to it.

    I submitted a claim online with AHS for a dryer that wasn't drying. They assigned a technician and scheduled the appointment for the following business day, which is today. The technician had been here this morning and provided some instructions for a resolution. It has to do with the vent which is something not for him to fix. So, he wasn't able to fix anything today but I've called someone else to come fix the vent. Other than that, the techs that AHS sent here have all been really good, knowledgeable, and helpful. We had one technician that wasn't super helpful, but there wasn't really much he could do. I called him because our dryer was squeaking very loudly and it was just a thing that happens with older dryers. All in all, AHS is a great company. We previously worked with a different home warranty company and they were really awful. So, American Home Shield makes the process really easy and they do a great job.

    The dryer wouldn't dry the clothes and American Home Shield sent a guy out here and he fixed it in 20 minutes. We had problems off and on with the dryer, the washer. The washer was totally shot and they replaced it. It took them a while to get it here. It's not an easy position because we have a two-story house. I felt sorry for the guys that had to bring in the new washing machine. When we have a problem, we call it in and American Home Shield is pretty good about responding.     I had someone come in and have to redo the air conditioning and the heating. When that was all going on, no one at American Home Shield answered the phone. I tried for weeks. On the TV, they were advertising to get AHS so I wrote that number down and I called that number. No one picked up that number. It was unbelievable. I was getting so frustrated with them not answering the phone. This was last year when we got so hot.

    They got it fixed but it cost me thousands of dollars. When I bought this policy, it was 100 bucks but now, they changed the rules after they have taken my money for all these years. Then, I just went in to turn the air conditioner on the track and the thing turns on and off. Something's wrong with it again and I'm gonna have to call AHS to get a service company to come out to check this air conditioner. Other than that, the guy from Super Rooter that came out for our most recent claim was excellent. He knew his stuff and he fixed the problem.

    American Home Shield is convenient. It's rather expensive for each claim, but it's nice to have. Whenever something breaks down, it's nice to be able to call someone. Most recently, my bathroom closet was leaking and Kyle, the plumber, replaced a part. The claim went on for kind of weeks. Delta, the part manufacturer, on two occasions sent the wrong part and we had to reorder it. Kyle had to come back out and do the repair again and again. Ultimately, he just went up to one of the department stores here and bought a part that he thought was the most likely part to work. The original part didn't seem to be available anywhere so he put a part in there that was most similar to the original part and it seems to be working. He was very professional.

    The dryer wasn't working. The lady that sets up the schedule for me was real courteous and got the person for me to schedule a technician. The tech came out a couple of days later after I put in a claim. It would have been sooner but it was a weekend. The tech explained to me what needed to be done.     My father saw a water leak coming from the ceiling and it turned out to be the showerhead leak was shooting up towards the ceiling. The repair guy showed me where the leak was and took off the showerhead for me. It was old and could not be tightened. It was the attachment that was on the showerhead that was causing a leak, so he took off the attachment and I used the same showerhead. The guy was professional and explained things to me as far as my water. I had him fix my other sink too. It wasn’t leaking but it leaked before and I was concerned about it. I asked him if it was something that I should replace at some point. He said no and checked it. He tightened it too. American Home Shield was responsive getting someone out here and things are covered. I haven't had a problem so it's good.

    They were super quick. I put in the claim, and then they called me back to schedule an appointment in 20 minutes. They had someone out of my house within a couple of hours after that. It was a lot quicker than I was anticipating and that was really awesome. The technician had a really good attitude. He communicated really well with me what the problems were with my system and showed me where some of those issues were. He fixed it up. It ended up being my grates needed to be cleaned out. But it wasn't something that was covered. So I paid him directly for the services that they had done. It turned out to be quite an expensive fix going through the home warranty. But the system worked and the technician was awesome. We also had an issue with the stabilization of the temperature in the fridge and that was a really good experience as well with the guys who came out to do that.

    My refrigerator was making an annoying dinging noise. The contractor had to fix the control panel. I took seven or eight trips in order to get the issue resolved. Sears was telling me one thing and American Home Shield was telling me another. That gap between the warranty company and the contractors was very frustrating. They should be able to have some type of communication system where they can call and verify versus having the customer wait online another two hours. I was relaying the message to the contractor.

    Putting in for a claim online is great but calling on the phone is the worst. I called for the dishwasher and I was on hold and waited for somebody for 30 minutes. I never talked to a person. The automated service asked for the name of the dishwasher and I said Whirlpool six times before it registered it. It was like, “You had a Bosch dishwasher,” and I was losing my mind. That system is not good. Also, administratively, everything has worked well but the execution by the tech from B A Distributing is not as well. They came out and the dishwasher worked three times. But over Easter weekend, when I had a bunch of people over, it started leaking all over my floor. They're coming back to fix it.

    I go through the American Home Shield website when I have a claim. There's a tab for repair requests and I submit my claim through there. It's pretty much taken care of. The process is pretty seamless and I don't have to talk to anybody. Once I put the request in, I am given an estimate of when somebody could be getting in contact with me to schedule the service or when their estimated scheduled date is. It's typically not the time that they initially give you. It's usually the next business day or so. Once the actual contractor confirms the date, that's a pretty hard date.

    So far, the contractors I've had were quality ones. They were polite and were mindful of the home. They wore shoe covers. They were informative and I appreciated that. When we had a claim for our icemaker, Sears came out twice. The first time they came out, they replaced the ice maker. However, it only worked for about 24 hours then it wasn't generating ice anymore. I had to reach out to American Home Shield again for Sears to come back out. That was pretty easy. Sears replaced the ice maker again. Since then, it's been fine. I'm a big water drinker, so having the ice again was very helpful. I highly recommend American Home Shield.

    I had to get the water tank fully replaced. With the oven claim, they have to install a new oven as well. Both technicians were awesome. I'm still waiting on the oven 'cause it's a special order item. They're out of stock due to COVID, but my hot water tank's working perfectly. The two guys who worked on the hot water tank went above and beyond because I just purchased the house and the VA inspector didn't notice that the chimney was full of bricks. One of the reasons the old hot water tank they were replacing was getting replaced was it was venting carbon monoxide in the home. They took the time to clean all the chimney bricks out of the chimney to hook up my new hot water tank and get me going.

    We had Doctor Cool tune up our air conditioning. Then, three or four or five days later, it got warm, so we turned on our air conditioner. It did not work so we called American Home Shield back and they sent out this other company. They fixed it according to them and all they did was put in a fuse. A day or two later, it got warm again, so we turned on the air conditioner and it wasn't working. I called them back and they came out yesterday. They were gonna replace some motor and some other parts. They didn't have it on the truck so they're coming back out today to do it. It just sucks. We've been without air conditioning for nine days now. We live in Vegas and it's warm. We would like it to be fixed right the first time instead of a Band-Aid on it.

    American Home Shield doesn't really communicate. You get an automated voice message and then they make you pay and then they'll talk to you. They don't call back to see how the appointment went. But they got somebody right on it so I appreciate that. I'm very satisfied with them. I'm just not satisfied with the technicians that they choose, although those are all professional and clean.

    I sent in a claim for the dishwasher and it was the second time for this same problem. The gentleman that came out before said that whatever it was, it slid back into place. But normally, they don't and then, it has to be replaced to see how it works. It worked for several months there. But then, it happened again. So we called AHS again and a different guy came out, and he said the same thing. He had to order the parts. But we were told that it costs more than the dishwasher. Then AHS called and said they were going to bring in a new dishwasher. Everything worked out good. AHS works good. When we need it, it’s there.

    The belt came off and as a result, the dryer was no longer was spinning. But there might have been a plastic piece that holds it that actually broke. When I went on the American Home Shield website to request service, I put in the comments the reason that the dryer wasn't working including the model number. On the day that Sears came out to service it, it was straightforward. He came in immediately, saw it, and agreed there was the belt in that, and then, a little piece of plastic that held the belt in place and was able to fix it immediately and put everything back. He did a professional job. The dryer is functioning back to normal like it was before.

    We've had AHS for several years now and it has been great. The few times that we've had to use them, it has worked out well. I always have the service people come in, they explain what was going on and what needed to be done, and then, they take care of it. We will always recommend AHS and we have done that. Even with family, we always recommend that they do that. It's worth having it better than even getting the extended warranties on various individual companies. It's better to have the overall with AHS.

    The power was gone and AHS sent a technician out. I asked if there was any way that the technician could get there a little earlier and it worked out because he texted and said that he could get in route a good half hour before he was supposed to get there, which worked out because I needed to go pick up my grandson from the daycare that he was at. He was very professional. He texted to let me know he was arriving. He diagnosed the problem very quickly. He seemed intelligent and seemed like he knew what he was doing, because it wasn't a bunch of fiddling around. He determined that two electrical outlets shorted out. So he replaced those two. Then the power was lost to the lights that light up my garage, and he traced that up to an electrical box. There was a short in that and also in the switch. Everything is working fine now.     It took American Home Shield's contractors three times to come out here and fix my roof. The first two times, American Home Shield called for plumbers. I paid $75 and a plumber showed up. I paid another $75 and a plumber showed up again. Finally, I paid $75 and a roofer came in. American Home Shield won't give me a refund for that first two. The work was good but why did I pay $75 for plumbers when it’s a roof thing? The roofing guy was great. He had to replace a 4x6 cedarwood and was in and out in about two hours.

    American Home Shield is good insurance but my main thing is they gave me a foreigner from the Philippines and they don't understand what's going on. Give me somebody stateside that knows what I'm talking about. The only time I ever talked to somebody who was American was when it came to renew my policy. I requested for the high-cost one for like $900 but they wouldn’t give it to me so I had to pay $375 for the repair. The repair was almost $1,000 and American Home Shield paid $500. What I tell my friends is to make sure they get the high-cost one. It's better because if they replace your water heater, you got to pay no $400 for it. It covers everything including the piping, the insulation, and the extras. You pay like $300 more for it but it's worth it. You don't have an out-of-pocket except for the $75.

    In general, the service is good. American Home Shield has good subcontractors to do work for them that gets done efficiently, with one major exception. Ten days ago, a plumber was supposed to come, but he didn't. He called and I was out, but I called him back straight away because he wanted me to confirm to come. I wanted to call him back to say my wife was here. I never heard from him. I texted him, but he just didn't arrive. When I called AHS, they told me that he canceled the deal because I wasn't available. They then rescheduled the deal for yesterday. I was at home all day yesterday waiting for that guy. He didn't call, he didn't arrive, he didn't do the work, and he didn't respond when I called him. I'm very happy with AHS, but on this one instance, I'm very pissed off.

    I will call in this evening or tomorrow, and fill AHS in. When I did before, they were a pleasure to deal with. I want them to know that they selected an incorrect subcontractor and they shouldn't use him. I need the work to be done, but I want them to find somebody else. I came home from the office, I wasted two days when I could have been working and generating decent bucks waiting for this third-grade, useless oxygen bandit. I can highly recommend that you use AHS and make sure that the subcontractors who do the work are quality ones. If not, report back to AHS to find somebody else.

    We have an over-the-range microwave and it was flipping the breaker. I did a claim on American Home Shield's website and that took me a couple of minutes. It's nice to be able to just kick it off really quickly. They responded and matched me with a contractor. I haven't had any issues with timeliness as far as the contractors contacting me after that. Appliance Guard Pro was my contractor this time and they've always been professional. They get the job done right.

    What we ended up doing was we ordered another microwave. We're selling our house and we wanted to have a new one so that it looks better. The old one looked like crap. I leveraged the contractor to install the new one. I asked them ahead of time and they said they could do that. I had to pay a little extra for the installation but that was okay. They did a great job. Even though I've heard a lot of other people having issues with American Home Shield, I have not had any of them for nine years.     We didn't have a dryer for like five weeks. It wasn't working. We did a claim to American Home Shield, and the process was the worst ever and I never want to have a home warranty again. That wasn't the first time either. Last year, we also had something else. We had a hole in the ceiling for six weeks because the contractor that was picked came out once, and then he stopped taking calls from AHS and from us. We had to call every single day and it was really annoying. I could've looked up a YouTube video and done it myself. I'm very unhappy.

    Every time I will call, I get people in India or Bangladesh, which is fine, but they're like, "Well, we can't help you. We don't know. We can't do anything." It's a run-around. The best thing they can do is work with better vendors. The first guy that came out couldn't fix it. He was just like, "Yeah, this isn't done. Back in the old days, we did it this way." The second people that came out fixed it. They did their darndest to fix it. They were great.

    I am not renewing my American Home Shield because the issues that have arisen have not been covered under the policy. When I get down to the nitty-gritty of what is and isn't covered, the scope is narrower than I thought it would be. And when we have had equipment that is so old they can barely get parts for it, the service technicians will put in new parts, even spending almost what it would cost to put in a new one. But they leave the old equipment in place because AHS will not pay for replacement if it can be fixed. I would rather put my premium directly towards the servicemen to do a thorough job of repairing my properties.

    We did an online submission of a claim for a dishwasher leak. The contractor gave me a date to come out and their technician was there that day. He tried to find the location of the leak. Unfortunately, he wasn't able to find it. He took the dishwasher apart and put it back together. The leak stopped. The technician said that he was gonna get a seal put in as part of the claim. He came back about a week and a half later to put on the seal. Since then, we haven't had any problems with our dishwasher. Everything went well.

    My first experience with American Home Shield wasn't good. My AC, the tray was broken, where the water collect. Something was wrong with it. But it took six months for them to fix it. I called the insurance and I said, “I needed a different person to come, because it shouldn't take six months to get something fixed.” And they said, “Oh, no. Let us fix it. We'll take care of it.” So, they called the same person to come and do it. Unprofessional. They did not communicate well, they were not on time, they missed appointments. They would show up but without the parts that needed to be replaced. They would come and then they will not prepare.

    Who sends the people to work without the items that you need to work with? If you don't have your materials, don't show up. They made me miss work three times because of that. They wouldn't even give me a time slot. They just gave me in between this and this time, so I have to take a day off of work to be here for them not to be prepared. I put the claim in July and they barely fixed it a month ago.

    My second experience with American Home Shield was faster. The man that came over said my oven cannot be fixed, and I needed to have it replaced. He said that he had to let AHS know that they would decide. I just want another oven fast. I said, “They’re not fixable and I wanna replace, but I don't see myself without it for a long time.” But I asked AHS to cancel my warranty because my AC person took forever. And I felt I was just paying for a policy that I wasn't being honored.

    I had a leak in the bathroom. I had taken everything out of the closet and taken the wall down but I could not figure out what was wrong. The tech was on time and his work was timely and complete. He showed me that it was a hairline crack in the pipe and that he had to replace that. He explained what he was doing and why he needed to do it. This was one of my better claims.

    I had one situation in the past where there was the need for the repair of an older refrigerator. The repairman that they sent out said what the part was. He said that the refrigerator was old and that he didn't think the part could be replaced. He said he would let Home Shield know. AHS said they were gonna use their own technicians and that they could find the part. That went on for four weeks. Finally, AHS said that my refrigerator can't be repaired and that they would have to replace it. If the issue is something that can be repaired, usually it's okay. I've had other claims that were really good. I've had two that were kind of not real good. But, I know sometimes that's out of the size and scope of American Home Shield’s control.

    I was in an emergency situation around 11 o'clock at night on a Saturday where I almost had an electrical short in my attic where my air handler was.     American Home Shield assigned a contractor for the claims I had for my refrigerator and dishwasher. The contractor and I set up an appointment very quickly. I made the claim in February and they haven't completed the repairs yet. They haven't come back so my items are still not working. But I am still paying the month for the home warranty.

    I already called American Home Shield and they said they are waiting for the parts. But how long will I wait for a part? I don't have an icemaker on my refrigerator and my dishwasher is not working. When I have a long day, sometimes I’m doing the dishes around 11:00 to midnight. On the whole, my experience with American Home Shield has been okay. I had another item that broke and their contractor repaired it. But I won’t recommend American Home Shield. When they accept a contractor to work with them, they should be stricter on the selection of who is gonna work with them.

    2 times items that are supposed to be covered are not covered when I requested repairs. First time was for a clogged bathroom, I paid the service fee of $75 and the tech showed to fix the problem, he was not able to snake the line without charging me at least $300. He explained that he could not tell me if there was any major issues without removing the toilet but suspected the line may be broken and will continue to clog. We would need to call to send a camera in the line, Every issue would be a separate $75 request fee, this is the way AHS works. And the $300 would not be covered anyways at the end.

    Called another plumber and they said the same thing. I had to buy the items to remove my toilet and snake my own line myself to save the money and have to repeat this often, because they could not just identify the issue that I really have the first time. This is not the company that showed to fix it, it is the policy they follow only with AHS.

    Issue 2 My AC is not working, $75 fee tech shows up identified the issue. I need a new compressor. He says the AHS will contact me about not covered items and cannot fix it. My AC IS covered under my contract, 2 days later AHS sends an email. I call and they say the compressor is covered but will still cost me $990? All they can do is transfer me to see how much I can get back from what I paid for “coverage “ 6 months ago. I called around Any AC company in Fort Worth can do it for less than $1000. What did I pay for? Nothing is “covered”. If the tech cannot fix it in an hour at $75 every other repair comes out of my pocket. This is a scam and they have multiple lawsuits and could care less about a retired service man on a fixed income. I paid AHS to come repair my household items when they show up, one fee and my problem should not be a problem anymore, false advertising and this company is a scam.

    AHS sent United Air Temp for the air conditioning unit that stopped working. The tech, Austin, checked it out, said it needed freon and put that in. He took one thing from the inside unit in the house. He said, “You could tell there were a few leaks in that.” It took about a week and a half for him to fix it. He came back with the part, put it in, checked everything and said it looked like it was working fine. A week or two later, I had to call him because it still wasn't working right. He checked the unit again and found something else. It was the compressor and he did something with that. Since the visit, the air conditioning unit has been working fine. He did a good job. He was very personable and explained what he was doing the whole time. He was honest and I’d use him again. In fact, when I had to call back, I asked them to send him if they could, and they did.

    My neighbor and my brother recommended AHS. I've only used it once and it seems okay. However, I have heard from others since then that there are some companies that they feel do a better job than American Home Shield and are lower priced than them. It was kind of crazy when I needed the freon and the going rate for freon was $80 a pound but they only covered $10 of it. I needed seven pounds and that was $490. That seemed kind of steep to me. A few months before, I had my own air conditioning guy come and check the unit out. He had to add some freon and charged $40 to $50 a pound.

    The toilet was backed up, and it was connected to the pipe to the shower. So, the shower was backing up. The plumber snaked it and all was good. There was one particular vendor I didn't care for. It was the HVAC vendor from last year. They were pretty shady. They insisted on installing certain things that they said would be needed not to void the warranty. I had contacted my own HVAC person that wasn't American Home Shield related and he said that what they said they needed to do wasn't really a necessity, but more like a way to gouge for more money. American Home Shield did pay for it, but I ended up having to shell out $1,900 of my own money to get the work done. So, that was really disappointing.

    When the overseas call center is the one who picked up when submitting a claim, they're a little bit harder to deal with. They're not as knowledgeable. But when it's a US domestic call center that answers, they're a little bit easier to work with.

    My wife placed the claim with American Home Shield online. She got a call very shortly thereafter. And the contractor called to clarify the issue. From there, they said they would be out a couple of days later. We called on Friday and they came out first thing Monday to verify the issue, let us know what the issue was. And then after they figured out that it was just shot. There was no way to fix it. The bottom of the water heater had rusted out. So, there was water dripping from the water heater all over the basement floor. It had to just get replaced. The contractor let us know what the timeframe would look like to get it replaced. They said it would be between two and five business days. They came out two days later. So, it was on a very short end of the expectations. It was very nice.

    We've had them out a couple of times to look at the water heater and every time, they have always been prompt and respectful. They have been upfront and honest with us about the issues. We've had nothing but great experiences with them in particular. It's one of those things where we didn't know how much we needed hot water until it was gone. It was very hard. We had to wash every dish by hand. Luckily, my parents live in town, so it wasn't too far of a drive to shower and bathe my son. We were fortunate that the contractor was able to come out and get it fixed quickly, and that the warranty was able to cover that system.

    We were having issues with three of our appliances. There was a leak with the refrigerator. We bought an aftermarket. But we actually bought a new filter, and he realized it was the filter that was the issue there. Our washing machine, the fabric softener dispenser was not working properly. He fixed that and showed us how to clean it to make sure it didn't happen anymore. And he leveled our washing machine.

    The last piece was our oven. The oven light was off. The tech diagnosed that it wasn't tight enough inside of the oven, and also recommended that we buy a different type of bulb. He not only fixed the problems, but also showed us ways to make sure that we wouldn't have the same problems again. Between a working refrigerator, a working stove, and a working washing machine, it positively affected our quality of life.     It's hard to reach American Home Shield by phone. You have to be patient. You can do a request easily, but a few times, they placed an order with someone but they never contacted us. You have to be careful. Make sure that whoever AHS contracted with actually is going to respond to your requests. Because 40% of time, we got nothing. Or they would come, but then didn't follow through. AHS could improve the contractors they’re with. When the outlet for our fridge had gone on the fritz, the tech that came was our favorite electrician. They are usually slow in ordering parts, but he had everything on the truck. It was easy and quick.

    We just put in a claim on Friday for a Jacuzzi tub that leaked. Home Shield sent a guy out and he changed all the gaskets. He said everything was fine and left. About a month later, we were all back up there. My daughter was up there in the Jacuzzi tub and it was leaking again. The guy came to try to fix it and he's on the third time now. This tub is in our vacation home and I told our caretaker up there to make the guy fill up the tub and make sure it doesn't leak before he leaves.

    Other than that, I'm very happy with the Home Shield service. Over the years, we've had them on rental properties and they have been fantastic. Everybody should have the home warranty especially if they have rentals. We have about 13 rentals. We take out a policy then give it to the manager. They all communicate and leave me alone. It’s just with the particular problem with our tub, the plumber is a little lazy. I have 48 employees and we double-check all of our stuff so that we don't look like a buffoon afterwards. He should take 10 minutes to fill the tub, walk downstairs and see if it's pouring out the lights. It would have saved him all those trips if he just checked his own work. It's costing the insurance company, me, and him each time he comes.

    When we call AHS, they generally send somebody quickly. Recently, our washer wasn't spinning and the repairman said that something came loose in the back that helped it spin. He ordered the part and fixed it.

    There was no power in several outlets in two rooms. The contractor was available to come out sooner but I was gonna be out of town for a week so I postponed it for a week ‘til I got back into town. They were great. They came in to fix the problem and knew exactly what to do. AHS did exactly what I thought they should so it was good. They get through any issues and solve a problem fairly quickly.

    I got the rekey service set up on our first phone call to American Home Shield. The tech called me the next day and he was out the very next day after that. The tech was wonderful and he took care of all the locks on our new house, especially since no keys were left behind for the house. So he had to make the original key and then work it to rekey them all to something different for us. I highly recommend having a home warranty. We asked for ours on this because we were giving one to the people that bought our house in California. We've had experience with the home warranty before so we made that a point of definite need for at least the first year out here because you never know what you're buying.

    I just had a preseason check for AC and the tech said he was gonna put in a ticket for a control board. It needs to be replaced. American Home Shield has been always quick to bill me but besides that, it works fine. They had the guy here quickly. The contractors have been decent so far but a year ago, the company was a nightmare. I've had so many issues with our heating and air and American Home Shield has not been helpful at all. I'm waiting for the day and maybe I’d get a lucky call from someone to tell me they'll pay to have my AC replaced because I spent a ton of money on paying someone to come out here to fix things on all the time.

    Our AC was out for a whole month this summer. We couldn't get parts to people out here who were fixing it and I couldn't even get AHS on the phone line. I've never been angrier at anyone in my entire life. AHS is a home warranty company but you can't reach anyone on the phone. And if you reach them, it's either an international phone call or they can't help you. You cannot get any manager on the phone and you can't do anything. So, it's a terrible process. The only reason I got AHS was because my house was old and it was nice to have reassurance. But my overall experience with that contractor at the time was awful. I did not want to work with them ever again and ever since then, AHS has sent someone else new. Express has been the go-to for me and it's been fine so far.

    Recently, the tech came in and found out that I just hadn't flipped my switch over far enough. He did a good job. However, American Home Shield could improve their menu to be more specific. It can be confusing when it first comes on. Because it says, if you have an existing work order or if you’re a client. They have two things on one menu. It's friendly, but it could be a little friendlier as far as the prompts. The response time as far as the contractor, AHS probably doesn't have any control over that. And with COVID, it's understandable. But it takes a long time for a contractor to get back with you. They will tell you quickly who's going to service you. However, it might take them a little while to get with you.

    I had an issue where it took two months for me to get someone to service my appliances because every person AHS called did not service my brand of appliance. They wanted me to call and ask the servicer that they gave me. I had been in contact with five servicers. So I said, “Well, listen. Why don't you do this since I'm paying you? Why don't you figure out and call around and see who services this particular brand and then call me?” That’s what they did. It was a good thing I wasn't in a super hurry. But they finally had someone come out. Other than that, they're okay. But shop around. AHS increases their price quickly. It went up a bit. I didn't like that.

    The claims process is very simple. You just get online, tell them what the problem is, and then they set up a contractor. Then the contractor calls you. It's painless. I've had other companies, and American Home Shield is very good. I'd recommend American Home Shield. When the heater didn't work, the contractor that they sent out was fantastic. They contacted me right away, and set up a date and time. They were on time. They came in, assessed the heater and said they could fix it right then. They fixed it. I’d use them again.

    I've had American Home Shield before on our previous home. It was a nice resource to have. We just bought a new house, and we got AHS here. We negotiated with the seller to give us a one-year warranty. And AHS seemed to be the best policy that was out there. So, we went ahead and did that. Recently, our refrigerator wasn't keeping things cold enough. And it turned out, it was just a fuse. But we weren't aware of that. It's an old fridge. When you buy an older home, I expected that the fridge just needed some parts. We just did that. It was a couple of days until the service came out, and quickly got it resolved. It's all working, which is great.

    I was living overseas, so running the warranty on my rental property was very convenient. I could quickly get something resolved. With a quick call-out, someone would be available. For the new home, it's nice for the added security, just knowing that some of these appliances could break in the first year. And we wanted that additional layer of protection just in case. There are lots of things to be spending our money on.

    My air conditioning wasn’t working. It was extremely easy doing a claim to American Home Shield. The tech I had at the house did a good job evaluating the issue. So, they're not getting just anybody off the corner kind of thing. The one thing they could work on is my payment. It doesn't seem to be processing. It's a credit card that I use daily. It's not the credit card, so their payment processing needs to be updated.

    Submitting my claim was a lot easier than I had anticipated. This is the first time I've purchased a home on my own. So while I'm thankful that I bought it, I thought it was going to be a lengthy process and that I was going to have to beg somebody to come out. It wasn’t. It literally was click a button. It took me all about 30 seconds. I got a confirmation that I pushed the button correctly. I got calls from the company that was contracted the next day. They gave me a timeframe, they called me 30 minutes beforehand. And after they were done, American Home Shield sent me a follow up email making sure that I was pleased with their service. So from a consumer side, it was substantially much easier than I thought it was going to be.

    The technician came to put in a part that he ordered for the ice maker that wasn’t working because the one he replaced did not work. The repair took maybe a month but he was excellent. Sometimes AHS tries to make multiple charges when it could be one. I don’t think that’s fair but everything else is okay.

    We called AHS and said we have pool problems. They hooked us up with Allen's. Allen's called us an hour later and it was on a Sunday so that was good. We left the gate unlocked to the backyard and the tech went in and did the repair. He left a note on the pool pump and said what he did.     There was a plumbing issue underneath the sink that was causing it to leak and the faucet was leaking. Submitting a claim was a super easy process. I did it all online. The only issue was I had to reach out to the contractor myself, which isn't a big issue. When Wichita-Snider Mechanical came out, it went fine. They identified the issue fairly quickly. Then, they had to get further authorization and get parts. It took them about a week to come back out. But the whole thing was resolved within about a week and a half. They did a good job.

    The tech let me know exactly when he was going to be there. I had a refrigerator with an ice maker that did not work and I had a washing machine that sounded to me like there was a bearing going out of it, and he came for both the first time. He ordered parts for the ice machine and the washer. He came back with the parts for both and fixed the washing machine. When he got the parts out of the box to fix the ice maker, there was a part that was broken. So, he took it back, reordered and came back quickly within a matter of a few days and had that one fixed as well. It was a wonderful experience.

    American Home Shield was quick and right on top of things. I called and put in my claim. Within a couple of days, the contractor called me. Everything went quite quickly after that so, I have no complaints. I like to know that AHS is there. I don't I have a huge expense when something breaks down. I was thinking for a minute that I have to go buy a new washer and it hit me. I needed to use them and it all worked to my benefit.

    I had electrical problems. Wire burned through in my wall. American Home Shield gave me the number of the contractor. I called the man, and they had somebody but he had been sick. One of the higher-ups in the repair section came out that afternoon and he fixed the problem for me. He was a very nice man and he got the job done very quickly for me. We've always been happier than hell with everybody with American Home Shield. We have never had anybody that wasn't exceptionally nice. We're staying with AHS all the way through. I'm 80 years old now and relying on them because there are certain things I can't do. When something goes wrong, they get right out and take care of us.

    We're relatively newcomers with American Home Shield and I used them twice mainly with air conditioning. I've been pleased with the service that they provided. We're dependent on air conditioning services and one of them failed but never like this one did where all the Freon was gone altogether. It was very unusual and we don't know where the leak was. The whole unit had to be replaced and we were very happy with the installation. Honesty Mechanical, the contractor, was very good. They're a little bit of a distance from us but they lived up to their name. I'd use them again.

    Submitting a claim to American Home Shield was good but I thought that they might cover more. I don’t understand what the $3,000 that we had to pay covered. It may be installation or other piping costs but I witnessed the installation and I didn't see that much done that would be that costly. It's much better than paying for a whole new system but it seemed a little high.
