    The tech came in and checked to find out exactly what the problem was. He also checked what we said. He found out that the element had burned out inside the oven. He told me what he had to do and that he would be back the next day with the part. He called that morning to remind me that he would be there with the part and he was there at the time he told me. He put the part in and got the hood up working. He was kind and very professional.

    Most of the time when I submit a claim, I get somebody and I tell them what the issue is and they can put it in there. But sometimes, they ask me something I don't know, as if I don't know what I'm talking about. Half the time, I don't know what I'm talking about and I tell them that. All I know is that it's not working. But most of the time, I've never really in a request have too much problem putting it in at all. The last time that I called, the lady took the claim and she was good. I told her what it was and she repeated it back to me. She told me the two things I had requested and who would be getting back to me. She told me I would get an email and I got what she said and it went fine. I don't usually have any problem with whoever American Home Shield sent out. Everybody had their little quirks, but always got the job done.

    We had some stoppage in the drains on our bathroom sinks. I submitted a claim online, and it was really fast. I liked it. The tech came in and he was clean-cut and had a nice personality. He knew his job. He did his thing and then came back and said he was done. It took about half an hour to get the stoppage fixed. It's nice to turn on the water and not have to worry about it draining. We enjoy American Home Shield. It takes a lot of worry out of stuff.

    The AC unit wasn't working at all. When we went outside and checked it, it wasn't turning on. The tech went up, looked at it and told us there was a leak. He had to find out where the leak was. He had the fittings and he changed the fittings out. Then he had to refill it with coolant which was kind of the big cost.

    The service is good. But the problem I had was when I made the contact on the phone. I had a very hard time understanding the representative that I was talking to. She was nice and efficient. But it was almost like talking to a robot. I would give her the information and she had this set pattern of requests. She wasn't really listening to my specific comments on it. So I was having a hard time getting through to her for that. She was doing her job very well but she had a very thick accent.

    I had an electric problem. The power would go out on one section of the house. It happened a couple of times. When the electrician came out, he changed one of the receptacle boxes, and that seemed to have taken care of it. He was great. He was very prompt. He gave good service. I also tried getting in touch with American Home Shield to get an assessment on the roof. But their contact online was difficult. I was never able to get through to them. They were supposed to contact me back but they never did. It was all through the internet. You couldn't make a call. Because when you make a phone call, you'd get referred to the internet.

    I had somebody come out and evaluate my heater and that was great. The tech was right on time and helpful. I got another reminder for an AC check out. I called but I couldn't get through to anybody. When I got to the message selection, I had the choices to go through. But none of the choices were relevant to what I was doing. I tried online, and then I got a message online that they were having trouble with the website, and to call the number. After an hour of this, I got a little bit tired of it, so I haven’t gotten back into it.

    There was a problem with my water heater and we’re not getting hot water. When I submitted a claim, American Home Shield processed it right away and the contractor called me. Someone with Tavor Plumbing came and checked the water heater. When he walked in, he knew exactly what was wrong. He needed parts so he called the company and had them deliver the parts to me. He then installed those parts and fixed the problem. He was very good. I would recommend American Home Shield to anybody.

    Our microwave was shorting out, and then tripping the breaker. I called American Home Shield and it was easy. They gave me a week, but the gentleman came out in one day.     About a year ago, I was getting ready to change places. I had to get something done in my plumbing. When the plumber came out, he said he couldn't fix what was wrong with it, because it would cost another $250 'cause they don't go on top of the house. 'Cause, we had the plumbing from the top. So when he explained that, I said, "I already paid the 100 for that and now I’m gonna pay another 250." So they just decided to give me $100 credit on it for my next time I use it. Recently, I submitted a claim over the phone because I had that $100 credit and they had to do something to make it active. The claim had something to do with the switch on the washer. The tech ordered another one and he put it on.

    The tech fixed the air conditioner and everything's been going well. He was excellent. He was very thorough and nice. He didn't creep my wife out. Overall, I'd give him a thumbs up. We have an appointment tomorrow for the dishwasher and we’ll see how it goes. All in all, the monthly fee combined with the deductible seems high, but it's fair as long as American Home Shield doesn't turn around and drop me because of a few usages. I've heard horror stories of that before, so I hope they don't. It’s not my fault that the AC and the dishwasher happened to have an issue at the same time.

    A pipe on the pool pump was leaking and it had gotten progressively worse. So I called to have the contractor come out and take a look at it. I've had a problem before because the filter had developed a crack in it and the tech came out for that. With the pool pump, the PVC pipe was cracking and the tech also came out for that.

    One complaint that I have with American Home Shield is it's hard to be able to talk to somebody on the phone and they want you to do everything online. When doing it online, all you can do is make selections from multiple choice, and they don't even give you an opportunity to kind of elaborate. I don't like any of that. There should be some means, even if they did it in a Twitter format where they limit it to 150 characters that if you wanted to elaborate because sometimes the options for selection on the issue doesn't really cover the specific issue that you're having. So you're kind of like selecting the one that's closest to what the real issue is.

    We have a brand new home. Somebody did come out for service to check on our Freon, make sure it was where it need to be, test for leaks and make sure we were good to go on that. He did a look over and he was here maybe five minutes, and he said everything was up to par. There was a house that was built right next door to us last summer and when they were building, debris and stuff were getting into our unit. We just wanted them to look it over. The tech kinda blew air on it and checked on it. He was great. The experience with American Home Shield was pretty quick. It was pretty easy with getting the tech to come out, so I'm pretty satisfied.

    Submitting the claim was great. When I called back to tell AHS that the garage door wasn't fixed, they tried to tell me that it took four to five business days. It’s now been on day 15. I don't know who the garage door opener people are. Then I had a dryer problem and I never heard back from the dryer people too. But I had to switch out that dryer problem for the air conditioner because the air conditioner broke and they were Johnny on the spot. The electrical man took pictures of the heaters in my bathroom and he said he would tell his boss and get back with me, but he never did. But as far as the company, they are awesome and nice. I would recommend them.

    My wife is really pleased with how fast things went. Once we put in the claim, it didn't take long for things to go into action. We like that. The guy who came out and found the problem said it was a bad diverter. He was nice and I could tell he knew what he was supposed to be doing. He also admitted he didn't have the right one, but he had a part similar to it and he said that might work. He said if it didn't, to let him know and he'll come back out. I let him put it in, then he turned the water on and it worked while he was there.

    When I got ready to shower that same day though, I had the same issue where I had water coming out of the shower and out of the faucet at the same time. It wasn't coming out as bad as it was, but then when my wife went in, she said, "Uh-uh. This ain’t gonna work 'cause I'm getting more water in the tub than I am out of the showerhead." I went online and asked American Home Shield to send the guy back out 'cause he didn't fix the problem. They're supposed to come out Monday to take a look at the same problem and hopefully, they have the right part to fix it.

    My claim was for a leak from the water outlet - the thing that you plug up to the ice maker. American Home Shield gave me another plumber before then that never showed up, so him and I talked on the phone because he said he couldn't get out to me because we had a state of emergency. So, I said, "Well, what if I turned the water off by the wall?" Because I can turn that water switch off by the wall. And he said, "Yeah, go find ice maker." I went and turned that off. He never came.

    I called AHS back to let them know that he never showed up, which was the first time that I called them. They then gave me to Plumb Genius, and then they came out and cut through the wall to try to see where it was leaking. They were nice guys. They went and turned it on through the wall that I told them where I turned it off, and they waited for six minutes and said, "Okay, well, we don't see any leaking through the wall. It might be through a slab." And I said, "It can't be through the slab, the wall is wet. It's not a slab." I can't afford to do that and I'm not doing that.

    The guy said, "Well, the best thing I can tell you, in order for me to shut it off through the top where I need to shut it off is $2,500. And your Home Shield is only going to pay a certain amount, and then the rest is gonna be on you." I said, "Well, I'm not doing that." So, he said, "Just shut it off." Leave it the way I had it since I'm not using it anyway. That was all he said. And I've been having it shut off. From me owning the room, I told them what happened, so they wanted me to put a claim through my home insurance people because my floors are warped. I bought that floor on a consignment, so I don't know more that are even matches. It never got taken care of.

    I don't like AHS as a warranty. They go up every year, but from my understanding, other people do too. It's weird that it goes up every single year when I've been a good customer. That's not good when people are paying all that money, and sometimes I don't even use it and it's still going up every year. That doesn't make sense to me. AHS should give people who have been constantly with them some kind of discount. I'm looking for another warranty company.

    The air conditioner stopped blowing cold and I put it online on a Friday night. I thought I wouldn’t get anyone until Tuesday but the contractor called at 8 o'clock Saturday morning, and they were there by 11:00 and had it fixed by 11:15. They were great. Right now, the AC is working. Max, the tech, said we need a whole new unit but that would have to go through American Home Shield if it does go kaput. He was amazing. If something breaks, I put the claim in with American Home Shield and they fix it, which is why I like it. It's peace of mind. Once in a while, it might take five days but if it saves me 1,000 bucks then I wait for five days. A lot of people may not like them but over the last years, we've never had a problem getting anything fixed.

    American Home Shield is the best one we’ve had so far but one thing we didn’t like was a lot of our plumbing issues weren’t covered. We had a leak which was coming into the house and it originated from our sprinkler system. We’re replacing all our floors now and all that is out of pocket. There were other reasons we called AHS and a lot of things were not covered too but the last service that we got was great. The AC’s motor burned out and the contractor was very efficient and quick. It didn’t take any time at all.

    Whenever I tried to close the garage door, it would come back open again. It had been going on for a while. Sometimes, it would work fine. Sometimes, it wouldn't. The technician came out very promptly. He found the broken wire at the opener at the door motor. So, he fixed that. He was in and out in about 15 minutes. The claim process with American Home Shield was very good. I really appreciated their rapid response. I'm very satisfied.

    Art came out for my washer and he was nice, but he was hard to understand. He said he was from Russia. I thought he said something was wrong with my transmission. He left and when I called back, AHS said that whoever came said nothing was wrong with my unit, so we just let it go. My washer is working, but it just runs on, and then stops, runs on and stops. I’m the one that washes the clothes, so I can hear this clank, and then it goes to the next option. It’s not loud enough for the neighbors to hear, but it's loud enough for us to hear it.

    I had many things that American Home Shield did for me, including my icebox, stove and dryer. The service has always been good. We're very fortunate to be a part of this program because they've been bearing with us for the longest time. Most of the contractors are locals, so we can talk any kind to them, but it's a little different with those who have been here for a short time. Art didn’t talk much. This is the only one so far, but there’s a lot of people that don’t talk much. They just want to do the work.

    We had a leak and it went all the way from wherever it was. The tech said it was in the shower, but it leaked all the way through the way the house is made. The leak came out into the ceiling of the garage. He didn’t open up the ceiling to even see if that was leaking. He did something with the spout in the tub and then he caulked around it and told me that that should fix it. Now, there’s several spots in the garage where water dripped on it in different spots.

    I had two plumbers having to come out because I discovered something else in the bathroom. They told me that once a contractor has come to our house, I can’t add on to the ticket. I have to pay another $75 and get another company to come out. When I called American Home Shield, they told me that too. So I had to pay them another $75 for a faucet problem that I had in my bathtub. If you got a plumber and you develop something else within a certain timeframe, you would think that they would add it on, but they don’t do that.

    When I first came into American Home Shield, a lot of things have changed and it's something I have to get used to. When I took out the contract with them, the lady explained to me that everything was covered. I asked to send me a copy of the contract 'cause that way I would know. She just kept telling me to keep going online. I have a computer here that is crashed and I have to wait to even buy a laptop. Right now, I have to do everything by phone.

    I talked to a young lady about the electricity claim. I told her my freezer in the garage was hooked to the problem and I wanted to get that checked out. She told me right off that it was not covered. I thought that was covered because I even mentioned everything in the house that I have. That's what I was very disappointed about. It should have been addressed if it wasn't covered. Well, she didn't let me finish. I was calling about the plugs that needed to be checked out in the home. Part of it needed to be replaced. The guy came in and did that. He also explained to me the things I didn't know about my electrical box because when I first moved in the house, I could never understand when something trips or how I can go back in there and hit the switch. The things were all mixed up, so he guided me through and helped me with that. He was really nice and the questions that my wife and I needed to ask, he was up for it and answered it pretty well.

    We had a water line that broke out in the neighborhood. When the water was turned back on, the pressure that came through broken lots of my washers. Then it was leaking up under my sink. I've also seen water up under my sink, so I called. The hot water faucet was the one where the washer broke in my bathroom. I said that it was running, it wasn't a drip. At first, the contractor told me it was gonna be a couple of days before they could get to me. But the man took the time to pull over, take my information, and get somebody out the next day. It was professional. Last year, when I went through some plumbers with Home Shield, I didn't want them back in my house. But I'll go with this company that was sent this last time. They did it. I love them.

    I renewed with American Home Shield because they are prompt. I like the way that when I call for service, I don't have to pay $100 and some. I only have to pay $75. The only thing that I got aggravated with was when I bought my home, the real estate paid for it, then I turned around and asked to insure the hot tub that was there. The girl said yes, but it wasn't. It had to be a spa. I lost money on that and they never returned my money back. Then when I took out my new contract, they were supposed to take $599 for the entire year. I see that they take out a monthly payment instead. But then I'm very satisfied with them.

    We had a outlet for our microwave that was out since early November. We just decided we wanted to get it taken care of. We had an outage in the outlet for that. The technician who was here educated me on what was really happening. He was very respectful, pleasant and professional. He was able to resolve the problem and then he told me what to do going forward if it happens again. I wish I had known before, then we would’ve saved $100.

    The warranty is great. I wish that they would look at offering more coverage to your home in terms of what amount of money that they’re charging for the cost that I had to pay. My service fee is $100 and they take that out on a monthly basis. I wish that they will offer more coverage that's going to cover your outside. I have a sump pump issue and the piping and drainage disconnected to the sump pump. Part of the basement is on the outside of the house, but they don't cover the outside of the house. That's a problem for me because that drainage is part of the sump pump. Water have to flow out my house from the sump pump. I can't have it staying in my house. They don't cover that and I don't like that.

    I've had American Home Shield for about 10 years. We have a pool. The downside to it was that they didn't have good pool companies. They had one pool company that was in their plan, but the people were not really in my living area. They didn't want to come to this county to service the pool. So it was a problem. I actually canceled that portion of it. But I feel like there are other pool companies just in my county or in the surrounding county that's closer to where I’m at that will be a great benefit to have. If I was to pay a service fee through American Home Shield on a monthly basis, it will cost me less to get the pool taken care of.

    I wish we could ask them for certain vendors that might not be in their network to come out and do certain things, or at least, that we’re able to see a list of all their clients within their database so we can pick and choose who we would like. Sometimes you get stuck with someone or a company where all they want is the money. That happened to me with my refrigerator. They said my compressor went out on my refrigerator, they didn't do anything, and I paid $100 for nothing. That was not the first time. When I told it to American Home Shield, all they could say was, “I'm sorry.” Sorry doesn't cut it when the repairmen haven't done anything. The problem is that they already got my $100.

    Last year, I had an air conditioning issue and AHS said they wouldn't come out unless it was above 90 something degrees, which I thought was a little crazy. It wasn't like an urgent request. I didn't agree with their policy on that, considering it was a record heatwave to get anywhere near that temperature. So, I had a house without air conditioning. With my recent claim, A and B Plumbing came and inspected the area. There was a stain on the roof of my drywall, but they said it didn't appear to be an active leak so no action was needed. They said to keep an eye on it and make sure it doesn't appear to be spreading. They just left it at that.

    The dishwasher wasn't working. Submitting the claim was okay, but the process of getting it done was the issue. It took multiple times for a technician to fix it. The first time, he was okay and he ordered the parts. The second time, from the same company, the technician didn't seem very friendly. He wasn't willing to explain too much of what he was doing. He put the parts in and couldn't figure out what was going on. Then, the third time, the technician looked at everything and he couldn't figure it out either. They were saying my dishwasher needed to be replaced, and then, they just left. American Home Shield sent another company out. The technician was very helpful and a people person who was open to explain what was going on and what was the issue. The boards needed to be programmed to the dishwasher and so he did that and it's been running fine since.

    It’s time for me to renew my contract and $700 is just astronomically high. If I took that and put it in the bank account and brought people out to do the work, then it would be cheaper. I actually had to bring people out to do some ductwork on my own because the technicians that were sent out from American Home Shield couldn't do it. They came and ended up figuring out why the airflow wasn't what it was in the house and fixed it. At the end of the day, it's the service that AHS is providing. They're not actually the ones just doing the work. They're finding the people to do the work, though. But from a service standpoint, I called and complained about that technician, and they still sent that technician back out so I was a little disappointed in that.

    As soon as I put in the request to American Home Shield, they told me who was going to be coming out. A-US Air Conditioning showed up and said it was an electrical problem and left. So, they put in a request with American Home Shield to get the electrician out there. After another service fee, it got fixed immediately when the electrician showed up. It wasn't flipped but it was a bad breaker. Transferring from the AC to the electrician, it took a couple days for the electrician to reach out to me but it was all good. So overall, it took five days from start to finish. For 150 bucks, I'm not sure if I could have got it done cheaper. So as far as the price is concerned, I'm happy with that. If you have an older home, you should go for AHS.

    If American Home Shield had a 24-hour service that you could submit a claim, it would be good. I was told to call back because nothing would be done until the actual working day. I should be in touch with somebody so, I called back thinking maybe she didn't know what she was talking about and I got a recording. It said I could go online and submit a claim. Things happen at any given time, and when it does, you're in a panic. You need to get some type of resolution or a positive feedback, not wait until the working day when this is Saturday night that it occurred. So, that was a little discouraging.

    I would think that if I had an emergency, I could call and get some type of feedback as to what to do about it and everything else, being my first time using them. As a new consumer, a little communication would be a lot better once you get the home warranty. AHS should also inform you if there's a problem with your account. It was time for me to renew as well so, I was a little disturbed that it wasn't shared with me because that should have been shared right away. But once I talked to someone, I got a little comfort in it.

    We opened a claim back in December for our refrigerator. Our icemaker, the handle broke off for the second time and the seal wasn't keeping the ice cold enough for the machine to work right. They came out and they diagnosed it. We had to replace the whole entire component of the handle assembly and then they said we had to wait six to eight weeks for the part and to hold on and wait. As soon as we got the part in, to call them. The part took three and a half months. In the interim, I called American Home Shield three times just to follow up. In turn, they closed the ticket and said that it was complete when it absolutely wasn’t.

    I had to fight with them, called three different times and spent over 45 minutes to an hour each phone call to finally get someone who was amazing. She figured out that she could just refund the $75 from the original ticket that was never completed, even though they said it was, and then opened a new ticket, and I pay the $75. We haven’t received our $75 refund even though it says it's in process. Then they sent me a bill for another $75 just yesterday, which I don't even know what that's for.

    In the end, she was sweet and told me, “Are there any other problems that need to be taken care of?” I thought that we had to open a ticket for each new item that needed service, but we didn't. So we had him look at our washer, our dishwasher and our microwave as well. He fixed the dishwasher and the washing machine, but the microwave still isn’t fixed. It’s the hood. They said that that’s a cosmetic piece, but if it wasn’t taped on there, it would fall on our heads every time we opened the door. It’s not part of the mechanism of the microwave, but it’s connected to the microwave. So, it’s another $87 part that I have to order and somehow get installed. Because the contractor wanted $299, which is more than a new microwave would be.

    I had a claim for the stove and another one for the heater. They were done on the same day but not at the same time and I had to pay for both. I had a good experience with both of the technicians but not with the customer service from American Home Shield nor the supervisors or the managers. I left two messages and no one returned my phone call. The first rep was extremely rude. I had no idea what she was talking about as far as what was covered, so every time I asked her a question, she was huffing and puffing. I even had to explain to her that I didn’t know what it was so I should be able to ask questions and that I was paying for this service. She was not explaining to me but kept repeating herself. I told her that was what she was doing and asked her if I could speak with a supervisor.

    A supervisor never called me back and I put in another message. It was the second time I asked for a supervisor on different occasions and a supervisor has not called me back. Me and my husband were considering canceling because the customer service is horrible. In the last claim, I asked for ductwork and a technician was sent here who didn't even do ductwork. So I had to call American Home Shield and they said that they didn't have anyone for that. I asked why they sent someone out. They were about to make me pay for something that they couldn't even have checked anything. Someone was supposed to call me back because they were going to look into finding me a company and they never called me back. So I called back again, asked for another supervisor and no one ever called me back.

    It's been the worst experience with customer service with that company and I'm fed up with it. But the technicians were great. One guy told me it was one thing and it wasn’t that. So, he came back and I don’t know what he did. Other than that, everything was fine. I worked in customer service and I would never treat people the way I've been treated since I've been dealing with AHS. I've only put in maybe four claims since I've had them.

    Once you get the hang of submitting a claim, it's easy and quick. American Home Shield does follow up too. I had two ongoing claims. The one for my AC was excellent. It was very timely and the repair man was very professional. My other claim is a nightmare, which is about my refrigerator. Overall, if it's a part that's easily acquired or it just needs a repair, it's excellent. It's the parts that can be challenging.     Every time we turn on our Frigidaire microwave in the main switch and we close it, it's not working. It tripped off. I called American Home Shield and I said what was happening. They sent somebody to fix it and then when they fixed it, they waited three weeks because the part was not available. The repairman told me he didn't know what was wrong with it and he couldn't fix it, so he called the company. He said, “They're gonna give you a choice to at least give you the money, the cost of the microwave, or they can change it,” but it will not be the same as the same microwave that I have.

    Every time somebody needs to fix something in my house, I let them be and they tell me if there's something wrong with the machine. That time, I was busy with my daughter, so I didn't pay attention, but I saw the repairman outside. It’s just that every time he turns the unit on, there's still a problem. It's not working at all. Other than that, the repairman was nice. He followed the rules regarding COVID (he wore a mask and foot socks), so I didn’t have any problem with him inside my house. Every time I call American Home Shield, they set an appointment. They do their job and I'm satisfied with the services that I got so far.

    My cookstove, my right one was not working properly and so I called American Home Shield. I got an email saying that if the contractor does not contact me within 48 hours, I could call them. The first time, the contractor called me the next day. The guy came out and he told my daughter that he fixed the burner that went out. I was at work that time and when I got home, it still wouldn't work.

    The second time, I had to call the contractor on day three because they didn't contact me within 48 hours. They never answered, but I sent them a text message to the same number then the guy called me within 15 minutes. A different guy came back and he told me how to properly work it. He said when I turn it to turn it on, I turn it halfway because it's a dual burner to where I have a big one and a little one in one. It's good now that I know how to work it. He was great. American Home Shield met my expectations as far as calling and getting someone out to do what they need to do. I was always told to never get them. But with my experience with them, I only called them that one time and it worked.

    A couple of weeks ago, I did a claim to American Home Shield for a plumbing issue. It was for a leaky faucet. The way to submit a claim online is fine. The problem is trying to reach someone because all of their call centers are overseas. There's nobody that will help you with stuff, and then you have to dig to be able to find their place that's in Iowa. The only way that I found out about it is I am a real estate agent here in Oregon. American Home Shield warranties are what our firm suggest to folks. I reached out to the actual person who was the rep for this area and told him about my first troubles that I had with AHS. He was able to get me in touch with somebody that was stateside for me to be able to get my issues taken care of.

    I'm part of a Facebook group. The horror stories that are on there from people regarding American Home Shield are crazy. With their call center being overseas, they won't call you back and won't give you any information that you need. They're absolutely worthless. They do not help. The only time that I've been able to make headway on any of my claims that I've had to have with American Home Shield is by reaching back out to the initial person that I had. I'm like, "Look, I'm sorry to bother you, but if you guys had call centers that could do their job properly, I wouldn't have to bother you with this."

    The other issue is they end up with companies that are sometimes third-rate. There was one appliance company when I had a problem with the icemaker. I called the gentleman that they were going to send, and he asked me to call him back to schedule the time. I called him back and I got cussed up one side and down the other by this guy. I sent an email to American Home Shield, and I was like, "Oh, my gosh, where do you find these people? Because this is what happened," and I explained the whole situation. They were like, "Yeah, well, we can't share with you that process. We'll let somebody know." If you look at hths guy's Facebook page for his business, it's the same way that he treats people.

    My American Home Shield is for my home that I have in North Carolina, which is in a tourist area. We frequently have guests that are staying at the house, and he was supposed to have went to that. That's not somebody that I want showing up at a house where I have guests. But they don't do anything about these. Right after we closed on the house, the first thing that broke was our air conditioning. Our house is in the Outer Banks, the barrier islands on the coast. They sent us a company who's based out of Raleigh, North Carolina to come fix our air conditioning unit. This is the runaround that you get. They send these people out there, and a lot of times with these bigger companies that they send, all they're out there to do is to make money. The guys from the first company that they send out there said there was nothing wrong, didn't call, and then two weeks later, it's still broken. I was like, "No, there's something wrong."

    Finally, they sent another guy out who said, "Yup. It's actually broken and this is what's wrong and you need to have the whole unit replaced." So, I called the company back and I was like, "Okay, so here's the deal. It's broken. What are we going to do?" They said, "Oh, now we need to send the first guy back out there." I was like, "The first guy said it wasn't broken. Now you have this guy who says it is broken, but you don't trust him so you're going to send the first guy back?" It was like this huge conundrum. This company, outside of American Home Shield, came up with all of these charges.

    There ended up a hurricane that came through. It was worse inland. It barely brushed the Outer Banks. They were supposed to install our air conditioning that day. They lied, told me that they couldn't show up because my neighborhood was flooded, and that I had no power. The neighborhood was not flooded. I completely had power. I finally got on the phone with the owner and had it out with the owner. He was like, "Fine. I'll just refund you your money."

    Our AC units were the original AC units from when the home was built in 1990. The second one went out a couple of weeks after the first one had been replaced. That time, AHS got an actual local company to come fix it. I was not going to have to pay anything out of pocket for that second one, whereas the first ones were going to charge me $1,800 out of pocket. How does that make sense? It was the exact same thing. They were doing the exact same work. The second one was going to be a bit more labor-intensive because they had to put the new air handler up in the attic.

    But now, AHS has one plumbing company, and anytime I've had any issue with the plumbing stuff, they send the same guy out and he is super fantastic. He's like a one-man show. He's a great guy. CT Mechanical came out to replace the second air conditioning units, and they were great. The guy wasn't trying to jack me for extra money, whereas Comfort First, the company that came up the first time, had a slew of stuff that they were going to charge me. AHS has ones that are going to try to jack you, and then the ones that are going to be completely honest. You never know what you're going to get. It's just like playing roulette. As long as I have someone to reach out to stateside when there is an issue, it's fine. But it's tracking someone down when you have that issue. There's no help on their 800 customer service line. Nobody calls you back.

    We had a leak in the intake valve of our washing machine, which is up at the top of the washing machine where the water comes in. It had worn out. I called American Home Shield. They set the claim up, and a while later, we finally got an appointment confirmed with Accord Appliance. The guy came out, he showed me that the part was broken up on top of the thing, and he said he was gonna have to order a part and he'd call me when it comes in.

    The next thing I got was an email from American Home Shield saying that it's not covered because it was beyond wear and tear and that there was debris in the bearings. I don't know how to fix a washing machine, but I know the bearings are not up at the top where those valves are. So, I called them. I had a lot of trouble getting them to just send me a copy of the report that they were relying on so I could respond to it. But in the meantime, I said I'm objecting and I want a second opinion. They said if it doesn't work out, I'd have to pay for it.

    Finally Elite called me. The guy came out, he said exactly what I thought it was, which was a broken intake valve, and he fixed it. It had nothing to do with the bearings. I was complaining to American Home Shield that I hope they never use Accord again because I think those guys were pulling a scam. There's no way he could have said it was the bearings because he never looked at the bearings. He said there were coins and debris in the bearings, which was abnormal use. He never opened it up to look at the bearings.

    So far, Elite fixed the washing machine and nobody's told me from American Home Shield that I got to pay a second service call. So, I'm satisfied except for the horrible experience I had with Accord Appliance.     I had an AC checkup and when the technician was here, he told AHS that I needed two items. One of the items was not covered under my warranty. The part I didn’t get is I had to pay the warranty for them to come back out, but this time, it was $100. So I ended up paying a little over 300. But the tech did what he had to do. He explained what it was. It seemed like he knew what he was doing. So far, so good. I had American Home Shield at my previous house and then I got it again when I moved. It’s more expensive than when I got it the very first time years ago. But they do what they say they're going to do. So far, they recommended people who came when they were supposed to come and do what they’re supposed to do. So it hasn’t been like a drawn out thing.

    The dishwasher was stuck in a cycle where it wouldn’t dry and it would leak out water. My refrigerator ice maker also had an issue. I did a claim to American Home Shield through their online app. It’s better than calling in to customer service because American Home Shield customer service sucks. They outsource their customer service internationally and 99% of the time, the people don't listen to what you're saying or they input the wrong information. Whatever you tell them, they interpret something else.

    I got an offer for replacing the dishwasher. However, the offer that was given to me doesn't cover the cost of a new one. It didn't even cover the cost of what I paid for it. They are refusing to go up to even what I paid for it. I'm in the process of trying to still find a dishwasher. The icemaker seems to be working well. I’m on the fence with them for now. The JD Appliance contractor was great. But lately, I've been having some other issues with other properties that my contract is under with them. The contractors are getting shabby.

    I recommend all my owners not to use American Home Shield. If the plumber or electrician can go out and do the job on the site, it's not bad. If they can't do that, then it's horrible. If a vendor has to order a part or go back to American Home Shield to get something done, there is no communication. There are no updates to the website. I had to call them, and I had to wait on hold to get information from them and then they don't know. They try to call the vendor, and they can't get ahold of the vendor. AHS should go out of business and start something else.

    Overall, my experience with American Home Shield has been very good. The contractor came out and fixed the issue. But the contractor is only there to look at one specific thing. Anything else, it's different. Like with the AC, I had to call the tech out twice within a month. It seemed to be the same issue. But apparently, it was a different piece every time. One time, the board came loose. Then one time, it was a wire. Another time, it was another bad wire.

    My AC unit is old and I've been dealing with issues since last year. One time, I watched the guy. I'm some technically savvy, but I'm not an AC guy. So I looked at the wires and I saw that they were off the board. So he soldered it and fixed it. The last time that he came, he said the wire was burnt up. So he fixed that. It didn't take long in either time. When my pool pump went out, there was a piece that needed to be changed. The tech brought me a whole pump. But it turned out, the front part of the pump was refurbished. It broke during the ice bump. So I had to pay $1,800 for a new pump because it was not covered. So I’m a little pissed about that.

    My experience with American Home Shield was awful. They took all those jobs off Americans and they're expecting me to contact somebody in the Philippines who doesn't speak English, who can't understand anything I'm saying, and then expect them to know exactly what to do. I still have a couple of American Home Shield left, one for my personal home, then I have other ones for my rental properties. I had to cancel them because I couldn't take the time to spend a half hour to one hour on the phone repeating and teaching these people English. It was so frustrating. They should have their service as good as getting their accounts and make it with English speaking people that understand. Then instead of saying, "We don't cover that," they would all charge me $100 to have the specialist get out there and say that. They never did that before prior to changing to the Philippines.

    The tech came out on March 29th. When I flushed the toilet, it rattled and it sounded like the issue was in the pipe. It went all the way up through the house. The tech turned the water off and replaced the nozzle and it worked. It hasn't done it since. But after four days, the toilet was overflowing like crazy and then it stood up. Sometimes, it overflowed, and sometimes, it just stood there, so I had my children stop using it altogether.

    I have a 30-day guarantee so I called back the tech and he came back the following Monday, which was seven whole days later. He said that it was feces in it. I have a small Yorkie and I throw his poop and I flush it down the toilet. I let him know about it prior to the service. He said the problem was the dog feces. He told me that I have to be charged a separate bill because it's a separate problem, even though I have the 30 days guarantee. He plunged it out with some tool and told me that it was the feces. I said, "Okay," and then I wrote him a check.

    I've had this small Yorkie at two different places and my toilet didn't stop up. I should have called American Home Shield to confirm. I mentioned the 30-day guarantee to the tech and that the toilet didn't overflow until it got worked on. That made more sense to me than my toilet acting up days after that worked over. Other than that, the tech was cool and I don't have the rattling anymore.

    The repair person I had in February was not very efficient and he did not solve my problem. Then I had the same problem in March. So I’m looking forward to receiving that reimbursement that I was promised. A/C Doc was the last company that came out last week. I needed my furnace repaired and they were really good.     Our disposal unit was broken and the tech had to replace it. I did the claim on a Friday and the tech came on Tuesday.     It took six visits from the plumber before they got the issue repaired and it took me getting in contact with the Delta Faucet company to secure the parts, which they sent four different times because two of them were wrong. But things are finally working now and I'm thankful for that. American Home Shield could not locate the part and apparently, the contract does not cover premium parts but they covered every visit that the plumber made so, that was good.

    On rare occasions, there has been limits on what AHS would pay for certain items that if you don't sit down and read all the details of the contract, you're not aware of. We had to have a reversing valve replaced in our heat pump and that causes the loss of all the coolant. The policy with American Home Shield only covers one unit of coolant and it requires 15. It ends up being $700 that you have to pay to get the coolant refilled. Appliances and unit systems, and homes are going to die one day. It's not if they're going to, it's when. I view something like American Home Shield as simply paying for it on a monthly basis versus having to cough it all up at once when it happens.

    The seal around the pool filter broke. I woke up one morning and 15 inches of the pool water was gone. The tech from ABNation had to replace the whole top piece of the filter - the dial where it say if it's filtering or back washing. While he was doing that, I had trouble with it spitting sand in the pool so he had to fix that part too. I called AHS to file this claim because they have another vendor that I had problems with four years ago. I always tell them to not send that guy. They only have two pool vendors in my area so I always end up with ABNation. It has worked out nice for me because I have the same person coming to fix my pool.

    The service is good and I have benefited from American Home Shield. They replaced my heater just before winter and that was amazing. But when I make small calls, there seems to be a delay in getting the contractor to live up to the expectation. In the most recent case, I had an appliance call. The guy came and saw what the problem was. He said that he overnighted the part and it would be with them the next day. He would be back Wednesday. So, I patiently waited. Wednesday went and Thursday was almost gone. I called and kept on leaving them messages but nobody replied. Finally being frustrated, I called American Home Shield. They sent an email and the contractor came back to me on Friday morning that they were going to come back Monday.

    Sometimes, it can be a little bit frustrating knowing that it probably could have been resolved a little bit faster. That's my only little complaint about the service. B&B Plumbing was very good. They called back within four hours and they were here the next morning. They said that if I could send a picture, it would help him. I took a picture and he responded. His communication was good and he was also on time.

    I'm not real happy with some of the people that AHS sends. They need to be more careful about who to pick to have a contract with them because most of the contractors come in and decide that they're gonna order something or do something. They leave and they never show back up. Then they never call and they never do anything. That's very irritating. AHS needs to figure out who doesn’t even talk to the customers and find out because customers get left hanging. The call gets transferred to another company. They get the other company's name and they have no idea what's going on.

    I wouldn't use them for my air conditioner because I don't trust the people that they have to fix the air conditioner right or fix it at all. I need it right away so I can't wait for these people to mess around. But with my recent refrigerator repair, it was excellent. It was leaking on the freezer side. I called in and they gave me the company. I called the company and they got me in the next day. They came and fixed it.

    Everything is good, except for the air conditioning technicians. American Home Shield uses a company that is very fraudulent in terms of they don't play an honest game. For instance, we have an ongoing problem with an air conditioner that they just couldn't seem to fix. They just kept sending technicians and they say, “This is bad.” And the history is unbelievable. But in all those issues, two ongoing years, AHS used the same excuse with us that the technician got bit by a dog. I'm in the business. I'm a contractor. The lie is in the details. When you tell a lie like that, you don't make it generic enough, it sounds like **. And they used the same lie because they go around lying to everybody. It's very deceptive the way they work with you. And AHS doesn't stand up for anything. They just don't give you service. Yet all their other vendors, it's perfectly fine.

    The dishwasher that is repaired right now, the guy came out on time. And he's ordering more parts, because they diagnosed it wrong over the phone, and aboveboard and honest. My son was home and they called and did a diagnosis. And then when the tech came out, he said, “Hey, it might be the pump, but we're noticing that your bottom element isn't heating up. So, I don't wanna change one part and then leave you with a machine that’s still not working. So let me just order the part, and I'll come back and do it all.” So, we're waiting to hear back from them. But they showed up within a week or two from when we called, which usually we expect to wait because we understand how the warranty companies are. We were impressed with that.

    We’re in this house four years. I'm a residential contractor. So, why would I pay for insurance? Because it's nice to be able to tell my wife, “Just call the servicemen.” It's $600 a year, which is such a luxury item for me because I like to come home and not have to fix something or worry about it. We bought this house 2016. We have paid for it. And it's paid back every year because the house is 23 years old and we've had plumbing leaks, the air conditioner, recurring issue with that, now a dishwasher. We had a refrigerator problem. And they replaced tons of parts. We had an expensive backdraft system. We have one of those backdrafts that comes up on the island. I priced that thing out. That unit is almost $3,000, and they replaced a ton of parts on there. So, we're very happy with AHS in general. It's just their air conditioning that had us shopping for another company last year because they marry you up with these companies.

    I reached out to friends that we have in the industry and they said, “Oh, American Team. That's a big racket.” They go around telling you all these issues. The last time they were here, they tried to give me an upgrade on my system that they keep not being able to fix properly. And that system is only 10 years old. Meanwhile, my other system, we have a dual zone which is 20 years old and it doesn't give us any problems. I'm not gonna just buy a system because you can't figure it out. The technicians told me that the owner knows that he won't be able to fix it. And it has to do with the fact that I have a Carrier machine, and they don't service Carrier, but they come out and try to do it. That whole nonsense.

    I know that this happened because I fought with AHS so much that they finally sent the company out of Scranton. That company was awesome. They showed up. They changed a $5 capacitor, which is like saying you take your car to the auto mechanic and he gave it a tune-up or an oil change. You know how easy that is, right? They took me around for two years. I didn't have air conditioning last summer. I have a massive stain in my kitchen floor because I ended up getting one of those stand-up air conditioners for my bedroom so I could sleep at night, and the thing leaked and leaked into my second floor because I didn't realize there was a plug on it that I have to clean out, because we didn't have air conditioning the entire summer.

    That other company fixed my AC. It was in September. They couldn't even test it because it wasn't hot enough. So, as soon as it gets hot here, I might still have a problem because I didn't believe that it was just the capacitor. That was the first thing that they should have fixed. And this company said, “Listen, I don't know what games they were playing with you, but that capacitor was messed up.” The guy left me a motor because he was ready to change it. That issue still isn’t fixed because I need a 90-degree day to know if this system holds out. When it gets really hot, the system shuts off. And I have no AC. And then I have to reset it, and I got to wait two hours. It would come back on, and then it would work for a day. And then if it gets 95 degrees, it would shut off.

    AHS sent another company out after that American Team. The guy convinced me that it was my thermostat. He said, “Listen, I got a used thermostat in my truck that has a programming problem, but I know that it works.” He gave me that thermostat, took mine. I have an Infinity thermostat. It's a super expensive one. And that's what he claimed that gave me my problem. He took that, and then he forgot to get some numbers. He asked me to go up into the attic and get him some serial numbers. I did all of that. And I followed up. “Where's my thermostat?” He claimed that AHS needed all this information and whatever.

    And then the kicker, he ended up in the hospital and then sent me a picture of himself in the ICU. And I'm waiting. This is now months. And then he disappeared. I couldn't find him. AHS has refunded me the $75. I trusted the guy. He was an owner. He told me exactly what was wrong with it. He claimed that it was that. And when that happened, I lost faith in the entire thing like I don't know who to believe anymore.

    We've had so many little things happen. But the reality of it is that this is the deciding year. I only have AHS because air conditioning is the one trade that I do not represent. I'm a licensed plumber and electrician. I'm also a certified roofer and a mold remediator. I do kitchens and baths. So, I can tear an entire house apart and put it back together. I can put in the panels. The one thing I never went to school for, and the first thing my son is gonna do, is air conditioning and refrigeration. But it was the one thing I had to back off because it's very technical and I didn't have the right schooling. So, when they ** me, I can tell what's **. But I'm paying a company to do this, so I back off and just call the main office.

    And that's where AHS' problem is, in the main office. They get a dispatcher who must hear complaints all day long, and they don't care. They never kick it up. You can't talk to a supervisor. In the four years, I have never been able to kick it up past the dispatcher to somebody up. They're trained to tell you that, “No. We handle it from here.” And the first year, I got many promises that somebody would call me back. I never got a phone call from anybody who was handling the problem. If you're in the business, get out of the business in air conditioning if you don't have the right vendors.

    The heat pump wasn't coming on either for heat or for air and you couldn't set the thermostat. When you would change the temperature on the thermostat, it would go to a different number. Ultimately, the reason the AC wouldn't turn on was that there was also a leak in the AC gas line. I had to have my neighbor there and we figured out what the problem was so by the time the contractor got there, they had the parts that they needed. They were just very delayed in getting there because they were very busy.

    With AHS, I like that you have somebody to call but it takes a lot of time for them to get somebody out there. I was thinking, "I'll know who to call and they'll come right out,” but it doesn't happen that way. The other thing was that I had the fee for the contractor to go out which I had to pay upfront. Then I had to pay for the gas they put in the AC. They did pay for the thermostat but I don't see that I'm getting much real insurance to a certain extent since I have to pay both of those charges.

    The outlets weren’t working and the lights in the bedrooms weren’t coming on. The electrician came and behind the light in the closet, on the ceiling, he traced that to be the problem. It's working fine now. The only thing I don't like is that they're going to replace my refrigerator because they couldn't fix it. I have to get a black one and they said they couldn't put that in for me, when it came up, I have to keep calling. I wish there was a way in their system, if they have a black refrigerator coming up, it would key in to me. Other than that, AHS is doing a good job in helping out like they're supposed to.

    I've had several claims that American Home Shield's contractors did not correctly repair. One of them was a dishwasher that would back up the water from the sink and it would make it dirty. The contractor came in, looked at it and said, "No, it's working." I told them, "This is a problem. The water backs up to the dishwasher. I can't use this dishwasher because it will be contaminated with the water from the sink." Then, one of my bathrooms smelled like feces even after I properly flushed it. I paid the fee separately then somebody came and took a look at it days ago.

    The contractor had to do a test and I asked them what it was. They said, "We have to put some kind of smoke in the line to find out whether the smoke comes out from the drain from the sewer line to see where there's any bad connection." They also said, "We have to call Home Shield and find out whether this is covered or not." I have plumbing coverage, and then, they did not cover that. Also, one of the refrigerators in the guest house was not working. The panel behind it was burned out. The repair company took that panel out and it took one month until we received the panel. They came in, put the panel back in, but then, the company that put the panel in said, "This is not covered by American Home Shield and you have to pay." They sent me a receipt, but I have not still paid that because I think it should be paid.

    I also had a garbage disposal that stopped working and the water didn't drain. When I submitted the claim, American Home Shield took the claim, and they sent someone the next day. That person evaluated the garbage disposal and said there was something stuck in there for a long time. The guy took five minutes to remove it with the few instruments that he had. It looked like a penny or a nickel that was stuck at the bottom. That was the cause of the failure of the garbage disposal and therefore they said they cannot do anything else because this was not covered. I called American Home Shield back, and I told them that I bought this house four months ago, and this garbage disposal was not properly working. It was very weak and then all of a sudden, it stopped. I did not put any nickel in there. The nickel was probably there for a long time.

    I'm not quite happy about American Home Shield's services. The people who pick up the phone and talk to you are very polite, but it's really difficult to understand them and to convince them. It is difficult to also tell them when you have multiple refrigerators, that if something was wrong with them, you don't have to pay $75 for each refrigerator. For example, I have several dishwashers in the house and three of them weren't working. All of these should be covered by one fee that I pay for the dishwasher because there is one company coming in to fix it. They said, "No, for each of the appliances, you have to pay separately."

    This house is 8,000 square foot and I paid $1,250 for one year, which is the maximum amount people pay. I'm not going to renew the contract though. It's just a waste of time. It takes so much time for people to schedule to come in, and then when they come in, they superficially review this stuff, and then they go back. They said, "We have to get authorization to fix this," and majority of them are not authorized.

    I'm a real estate agent. As a professional, recommending American Home Shield makes it harder. They could do a better job in terms of real estate agents signing contracts for not only their property but helping others get theirs. I've had to help clients with it. This is not an easy process. Overall, Joel, my rep, makes it easier. But I shouldn't have to keep calling him to figure out how their system works ‘cause it's a bad platform and I'm not a fan of it. But American Home Shield has the better comprehensive coverage among the warranty companies. It would be nice if AHS started doing roofing again. But I've been pretty much satisfied, overall.

    We had a rubber seal that goes around the washing machine that kept getting clogged up and was cracking. Also, our electrical panel would constantly beep all the time. It kept giving an error message and we would have to forcefully push it in to get a connection. The contractor came and they seemed to do well.     I have two bathrooms and one of the toilets was backed up and it wasn't flushing properly. Drainco was supposed to change one out. The lady said that it would be 240 to change it out and I said, “Well, if you're doing one, do the other one.” She said, “Okay. We'll do that,” and they charged me $480. Later on, when I called to see what was going on, the lady told me that she could not fix the other toilet for the same amount of price because the insurance was only covering for the one. That's the reason why it was only 240.

    American Home Shield reimbursed me the 240, but when I talked to the other agent, they said that the toilet was covered. They said I'd just pay the $100 service fee, and Drainco never should have charged me for that other extra 240 that I told them to go ahead and do. They shouldn't have charged me at all. I talked to Charles over at Home Shield and and he was gonna look into that because he said he was gonna elevate that to a supervisor. I never got that other $240 back though.

    When the kitchen sink was plugged up again, American Home Shield wanted to send Drainco back out there. I said no. I did not want them and I said, “I don't trust them.” If they overcharged me the first time, who's to say that they're not gonna charge me again? Maybe it’s because they didn't have enough business, but for them to do that, I was very disappointed. I said, “If this is the kind of people that American Home Shield is hiring, I'm not satisfied with their quality.” I don't even know if Home Shield knew that those people were overcharging the customers.

    The garage door wouldn't close all the way no matter what we did. It wouldn't close unless we unhooked it and did it manually. I requested service on AHS's website. It was pretty easy to use and put a claim in. Then, they sent me a text saying that the contractors would get in touch within a day or two. McFarland's contacted me on the same day. It was pretty quick. They got a new garage door opener installed and worked great. I've used AHS for a few things and everything is taken care of pretty well. It's worth it.

    AHS has gotten better as far as answering the phone a little quicker. They used to take a while but they've always been friendly. They use the Philippines which is fine. We've enjoyed having the plan. It's been mutually beneficial and I would recommend it. I had a refrigerator motor that was making some racket. I also had a clothes washer and one of the pistons banged when it was going in spin cycle. The tech fixed those.

    The contractor came out and repaired a sprocket on my garage door opener. They did a great job. The only thing that bothers me about American Home Shield is that in the event that I have a crisis of some sort and I've got an emergency kind of repair that needs to be made, it doesn't seem like the process of getting somebody out here to fix something will go as fast as if I were simply calling the subcontractor myself and have them to come out. But other than that, I love American Home Shield. It always seemed to serve me well.

    Submitting a claim is quick and easy. The agents are diverse. But most times, I couldn't understand them. Because I had to say, “Excuse me, I didn't understand that. Could you repeat that?” And that gets a little frustrating, especially when you got a claim. When I first bought my home, 14 years ago, I was with American Home Shield and they weren't as expensive as they are now. But this is 14 years later. Times are a bit different now. They could be a little cheaper, but it is what it is. They do send people out and do it as fast as they can. But I always try to be proactive in my own cases, so I always ask for a phone number so I can reach out to them before they reach out to me. But they get the job done.

    Recently, the first two techs couldn't figure out what the problem was. And then, we needed a scope, so they got a third person in there. And they figured out that I have a belly in my line. They unclogged the thing. I had to purchase the toilet on my own, though, to replace the one I had. But for the most part, I'm satisfied with American Home Shield.

    The most recent claim was for my heating and air conditioning. For the compressor outside, the motor went out on it and needed to be replaced. The technician called, let us know he was coming and we were able to monitor his progress of him getting here. I examined to make sure that it was the motor that had gone out in it. He promptly went outside and got one off of his truck. He came in and installed it. He was very professional and everything was done all in one visit. We were concerned because at the time, it was kind of chilly out. We're bird breeders and we can't have the temperature be below a certain temperature in the house. When we had contacted them, they were saying that it could be on a Monday. We contacted the company and they were able to squeeze us in to an earlier appointment so we wouldn’t have to wait.

    I had had American Home Shield in the past and one of the key things that I had marked down in our contract when I bought the house was it had to come with American Home Shield. After a year, I continued being with them. I recommend them to anybody that I know that has a house because it is the best thing to do. There are some things that are not covered but things like the air conditioning, that motor could have cost us well over $200 in addition to labor charges. But being that we were under American Home Shield, it only cost us $83 for the visit which is absolutely fantastic. The only time that I ever had a problem was I had put in for American Home Shield for my garage door and it was because the spring had gone out. I had to pay for the spring because it wasn't covered under that.

    I called AHS when the refrigerator wasn't getting cold and they set up an appointment. The appointment time wasn't good for me. So I called the tech and he told me he could work with me on the schedule because I work kind of late. He came when he said he was gonna come. As a matter of fact, he beat me there.     I love American Home Shield. Everything is going well with the service. Everybody that they have have been very responsive. They were very accurate with the way that they diagnosed whatever's been going on. They really have been coming through as they said that they are. Now, we have been playing phone tag with TNT, the one with my stove. So, my stove is still not ready. We still don't have access to a stove. The tech said he'll be back this weekend. That's been like almost a month process, but for the most part, everybody's been good. He's been communicating. The service has been amazing.

    As for my plumbing issue, for some reason, the drain in my washer area would fill up and spill over, and it would go down my wall that's attached to my guest bedroom. So the water would go to my guest bedroom carpet. It caused the carpet to mold. I didn't end up replacing the carpet. I just went ahead and had it cleaned. It still has a little smell in there but hopefully, that's okay. The problem was the pipes. The guy that American Home Shield sent over was saying that AHS doesn't pay for them to go into our pipes the way that they would've had to go into them. My husband ended up calling someone and getting it fixed through them. But then, in my upstairs bathroom, the middle knob where you turn on the shower was stripped, and it constantly leaked. Then, when you flush the toilet, it never stopped. It just kept going. They fixed that. They did an awesome job. They were very professional, too.

    The only thing that I don't really care for is they have people out of the country answering the phone. The last time that I called and I was talking to this guy, I was on the phone with him for almost an hour and a half just trying to get him to understand, "No, that's not what I'm asking for. This is what I'm saying." I just made him go. So, when the plumber came in from SDL, I was like, "Listen, I don't know what y'all came over here for, but I could tell you what the problem is' because I didn't know what was relayed to them because I couldn't understand the person I was talking to on the phone and he probably couldn't understand my country self.

    It's pretty easy to put in a claim with American Home Shield. You can log in online and just make the request that way. Then, the technician will reach out to you directly. You don't even have to deal with anybody else other than the person who’s gonna come out and do the work. When the dryer kept having a burning smell, they tried to give us somebody with Sears. He came out once and fixed it. But it was still having a burning smell. So we called them again. The tech said, “Well, I already fixed it. It must be your vent. We’re not responsible for the vent.” I told him, “No. I don't believe it is the vent. Could you come out and see? And if it is, then okay, then that’s fine.”

    My husband had already cleaned up the vent, and the guy from Sears wasn't taking my word for that. He kept saying, “Well, why are you calling?” I told him that there was a burning smell and then he said they already took care of that. I told him it was doing it again and that it was the same thing. He didn’t fix it. He was having an argument with me on the phone. It was a very discouraging conversation that I had to have with him.

    We called American Home Shield and we told them what had happened and how we were treated by this guy. But American Home Shield was fabulous. They remedied it very fast. They immediately said that they were gonna put a note in their system that they were not gonna use Sears to come to our house for anything. That was when they went to the 4A guys, and they've been fabulous to work with. They were very professional and courteous. They were always polite. They were super wonderful and quick. They were here the next day and they get the work done fast. We had an instance where the tensioner belt that moves the drum broke and that needed to be replaced. 4A came prepared. They had everything they needed. They were able to come out the next day and get it taken care of.

    One of the people that has come out to help wasn't great at all. He was very unprofessional. He had never showed up the day before although he said that he did. Upon coming in, he immediately kind of had this attitude about him. I was washing dishes and he took it upon himself to stop the water. As he started looking at the dishwasher, instead of asking me to move out the clean dishes that I had just finished washing, he started throwing them into the dirty part of my sink where the dirty dishes were. Then he went underneath the faucet where he was about to un-valve. Instead of moving the things that were underneath my kitchen sink, he decided to open the line and splash all that disgusting water that was in between the dishwasher onto all of my items that were underneath the kitchen sink.

    He asked me for a towel and didn't even come prepared. He walked out without telling me what he was doing and let himself back into my house without even knocking. I didn't like that at all. Most people, they'll knock and say, “Hey, it's me again,” and let themselves in again. After the service was done, he said that the people left something on and he fixed it.     His whole demeanor was very condescending. I should be knowing what was going on with my dishwasher but he didn't speak to me and didn't walk me through what he was doing. He was as if almost walking into my home like this was his home. AHS could find a better company. I've read that about them and I wasn't the first person that has experienced that. But with the AC claim, the tech was professional. He instantly fixed the problem and acknowledged what happened. He gave me a receipt too. It kind of sucks that I've had to pay for two things back-to-back but overall, the service has been fine.

    The kitchen faucet was loose and it was leaking a little bit. It wouldn't hold the position if you tighten down, then it just wouldn't move. The guy that came out was totally cool. He replaced the faucet and then he also came out to fix the flange at the bottom of the toilet. I also had claims for the dishwasher, the refrigerator, and the AC unit. Aside from the AC part, everything went really well. The AC was just a tune-up, which really didn't entail anything. So I don't know if that's still in the works or not. But the faucet was looked at. It was taken care of the next week. The refrigerator and dishwasher are supposed to be coming in Thursday and Friday. But Christina had paid for it last week. So it took a little bit longer than I really needed to, but it was just probably scheduling around. But overall, the claims process was pretty straightforward and easy.

    It was human error when it came to my washing machine. So, Advanced Appliance just showed me what I was doing wrong and the problem was stopped within less than a minute. As well as the refrigerator, it was human error. We didn't tighten the filter properly after we replaced it. So all was well. That was not the first time they've been out. When they’ve come out, they solved my problems immediately. My advice to any homeowner is to have a home warranty, first and foremost, and get a good one.     The first claim that I made was for my ductwork that had been pushed open by a critter. I had the guy come out and repair the ducts. He fixed it for me and that was no problem. I had to do a system check and the lady on the phone for the first company told me that it would most likely be them to come back out and do the system check when I called them to have them do it. But it was a different company that came out. It was surprising. When the guy came out, he tested my system and made sure everything was looking good. He gave me my peace of mind that I was looking for.

    My wife was here when the guy came and she said he was fantastic. He explained what was going on, and after I talked to him on the phone and told him what the other guy said, he was very understanding to what that guy said and went through everything and looked at it and sat down with my wife and explained everything to her. Then she called me. So he was pretty good because he explained it to her enough to where she could explain it to me.

    I was told that through American Home Shield, they offered a cleaning system for my AC twice a year for about $79. But there's nothing on the website that states that. It's just the whole system check thing that I did and that's the only thing that it was. But overall, American Home Sheld is a really good thing. When I got to looking at it, it is a lot of money every year, but what it would cost for me to replace one refrigerator if something went bad, they would cover it if they can't fix it. So in the long run, it's really worth it.

    The guy that came out for the fan took a picture of it and left. We haven't heard from him since. I also had a six-month checkup on my air conditioner and I was told that the air conditioner is leaking stuff and needs to be replaced. So I turned it over to Home Shield, and I haven't heard back from them. When my stove burner and my dishwasher weren't working, the tech that came out was great. I'd recommend him in a heartbeat.     The dishwasher soap dispenser and were dishwasher door were broken. The door would just flop open. The technician who came was informative. It took two visits to complete the issue because technicians don't carry all the parts for all different dishwashers. He came back, finished the job, and everything was fine. So far, so good.

    I had another claim for my pool and the technician found a secondary problem when he came out. Because it wasn't on his work order, he couldn't address the issue. We had to call American Home Shield and pay the fee again to have somebody come out and take care of the second problem. If the first technician was allowed to go ahead to take care of the second problem and add it to the ticket, then that would have made things a lot easier and less expensive for me. I also had a claim for my hot water heater where it took three and a half days to get somebody out. The time that it takes for somebody to actually get out here could be improved.

    I don't like American Home Shield. The first company that they sent out for my electrical work came in and said the walls needed to be torn out and something needed to be looked at to get to the main wire. American Home Shield denied my claim like it was my fault that the electrical went out in this house when I haven't even been in it three months yet. The first young lady I talked to said, "It's not our fault. You need to figure it out." I asked if I could talk to someone else but she hung up on me. It was late so I waited the next day to call. I called and talked to someone. They said, "Your claim is denied. You're going to have to pay the almost $600 that the other company is talking about and we don't have anything else to do with it."

    I ended up calling my Realtor who got in touch with someone. The other young lady was nice. They finally decided, after two more weeks, to send another company out. The guy came in and tested everything. He found one of the bad wires and got that going. He said that they recommend for someone to come out and check every electrical outlet. We were going back and forth and I feel that that's unacceptable because if we're paying for a home warranty plan, why is it that I have to pay more money to come out on something.

    We're still going back and forth because someone needs to come out and fix the rest of the electrical outlets. The guy said every last one that he pulled apart is either loose or not connected. A young lady, Brandi, called me and asked if job has been completed. I said the man got the lights on but the job is not completed and it shows on the paperwork that someone needs to come out. She said, "That's not for us so I'm gonna go ahead and close this case." I was told that I need to call today and open up a new case so that they can come out and fix all the electrical outlets in the house because whomever did it put everything all wrong and backward.

    The dryer was really loud and then it was full of lint. If only I was given a little bit of a checklist to say try this or try that when I booked it.     So many people came, but no one has fixed the refrigerator, so far. One company found something and then they replaced the part. But after that, it did not work. Then the same ticket was assigned to a different company. The company came in and they also replaced some part but it did not work. I'll do follow up call on Friday, so they are coming out again. So the ticket is still open but I bought another refrigerator because I cannot wait two months without a refrigerator. When I call American Home Shield, they assign some serviceperson, but there is no follow-up after that. It's taking a lot of time. There should be some time limit for every service request.

    I had some electrical problems in the house. The porch light wasn't working and another light was flickering. So, I had an electrician come out and take a look at them. He was real friendly and knowledgeable, and he worked on my porch lights, got them working and then informed me that the reason this other light was flickering was because it's getting too hot, so I needed to change the kind of light that it is. He couldn't fix it. He just said, “You're going to have to change it to something better.”

    Contractors have been out a few times. When we first bought the house, I had somebody come out and rekey the whole house. A week or so ago, I had a plumber come out and help me with a clogged drain pipe. The service is pretty good. American Home Shield pulled everybody out of Amarillo when there's a really good plumber right here in Pampa, Texas, where I live. A lot of them service the whole Panhandle but it does take a day or two to get somebody out here, especially if it's over the weekend. Overall, American Home Shield is a good company and I will continue to keep them.

    We had a faulty clothes dryer. It's working, but it makes a terrible sound and it was not drying the clothes well. I had submitted a claim to American Home Shield, and they assigned a repair person company to come out. He was efficient. He identified the problem. There was a little hiccup. He didn't have the part. It was something for the drum. They said they would give us a call back in three to five days with the part. I called, and initially, they said they had closed out the order by mistake rather than getting the parts, and then I'd have to call American Home Shield back. But then, one of the managers called and said, "The part’s been ordered. It was backordered. It's supposed to be in today. And as soon as it gets in, they'll come and put it in."

    We also had two other claims. One was an air conditioning problem and the other was a garbage disposal problem. Everything was fine except the company that put in the new garbage disposal must not have put it in securely. About 40 days later, a latch came off. So, it was just hanging there. I called American Home Shield back. I called the company. They said the 30 days had passed so I have to call American Home Shield. I did, but I had to pay another $75 just for someone to come out. I didn't know what the problem was. But when somebody came out, they fixed it in five minutes. They said the people that put the new disposal in didn't install it correctly. So, I was not pleased that I had to pay an extra $75. But the company that came in for the air conditioning problem was fine. They came in, identified the problem, got a part in one or two days, and fixed it.

    I had trouble with a pool company that AHS sent out here one time, Texas Pool Guy. They messed me around for over a month and a half. I told AHS not to send those guys ever again at my place and they acknowledged it. They've never sent them back out to my place and sent some other people that have done an excellent job.     The service for both our dishwasher and dryer was very good. The service guy was amazing. He was completely business-like, professional and nice. He took the whole thing apart and put it back together so I could wait for a part. When the second guy showed up, I had concerns. He looked a little casual but he was wonderful. Both guys shut up when they were supposed to and did the job. I was very pleased and in this day and age, it's hard enough to let anyone in your house.

I tend not to use an app or go on the computer. I’m older, so I tend to do everything by phone. They're patient sometimes when they need to be. I'm not always the easiest customer to deal with. Things happen and you panic. Every heater breaks at the same time and I never asked what it would have cost to fix it. It would have been more than the $79 and even with the cost of our warranty.     As far as putting in a call, that's easy. I do it online. However, I had some issues with one of American Home Shield's contractors. It was with my refrigerator. The control panel shorted out. And it’s the panel where you can control the temperature. The tech came out right away and diagnosed it. He then sent the panel off to be refurbished because there were no new parts for it. He came back and installed it, but it didn't work. He was going to get with AHS to find out what the next steps were but I never heard from him. This went on for months. I called and texted him but he would not return them. At one point, he said that he put it in with AHS. We haven't heard back from them. It went on and on. I was without a refrigerator for three months.

    I found out that the contractor gets negative marks if they are not able to repair it. I suspect that was the reason why the tech never returned, because he knew he would not be able to repair it. It was going to be a mark against him. I ended up having to pay another $80 to get another contractor to come out here and do what the first guy was supposed to do, but it was not repairable. It ended up that AHS replaced my refrigerator. Other than that, everything went smooth with the majority of the contractors. When the control panel went out on my oven, Calvary Appliance Repair had to send it off to be rebuilt.

    We called to get someone to come out here for our refrigerator, which is three years old. The little thing that you push to get your water and ice broke off. American Home Shield sent out a person who collected money upfront. The tech said there was an issue with the icemaker and that he was gonna have to order a whole new icemaker holder and the little thing to get the water and ice on the door. He said he'd put in the report right then. We didn't hear anything. I called yesterday and spoke to someone in their office and they said he never put anything in.

    Also, one time, American Home Shield sent someone out because we weren't getting enough hot water. The gentleman pulled up in a truck that was not identifiable and went up in the attic over the garage. He had no tool belt. He came back down and said that the water heater was working. He said I just need to have it flushed and that my policy doesn't cover this so it's $250 if I wanted him to do it. My husband asked if he checked anything and he said yes and that there was hot water in it but that it doesn't last and it takes forever to get where it needs to get. We're looking to get another policy. American Home Shield is not sending out quality repairmen, except for Douglas Mechanical who came out for the AC. They were awesome.

    The garbage disposal is fixed but two items are still outstanding. The contractor said they were going to get back to us for the water filter that was under the sink which they never did. For the ice maker, they did call and scheduled it then they changed it due to snow. It was very difficult to reschedule it again and the person who came in looked at it and said a plumber has to come in and left it at that. I don't know if they reported back to AHS and I haven't heard anything from their end what the next step is. I've been with AHS since I moved to Lancaster which is four and a half years. Prior to that, I was in Fairfax, Virginia and I was with them for another five, six years. The last few experiences were not fun and I wasn't satisfied with the service. The monthly price also went up and I was trying to look at other companies to see their pricing.

    American Home Shield's response is pretty fast and they solve your problem efficiently. I submitted a claim on Friday, and then I got someone contact me on Monday. The person scheduled the service and then he came in the same day. I got my faucet replaced on Monday, so that's higher than my expectations. He arrived with mask and performed very fast. He finished his job in 30 minutes. So far, it’s all really good. The only one tiny detail I realized yesterday is somehow, the faucet is not that well connected to my sink. There's a couple of drips if I'm washing stuff.

    I love American Home Shield. My sister uses it and I got it from her. So far, so good. Whoever they choose that's come out and fix whatever's wrong, they come in, put their little things on their feet and have their mask on. They go straight to work and it doesn't take more than a couple hours. I had them come out to fix the AC the first time. They did a great job with that and then I had them come out recently to check the AC again because it started getting hot in there. There was some type of special going on and I got it. The second guy that did the AC unit was determined. He said, "I'm gonna figure this out," and he did. It didn't take him long at all. When my doorbell wasn't working, a repair guy came over and rewired it. He was very professional. He knew what to do and he was done before I could blink. Now, it's working good.

    The tech showed up on time and knew exactly what to do. The door of the washing machine wouldn't open and it got jammed because of what was in it. He figured it out and got the door to work and did some tests on it. Everything was fine once he got everything cleared out. He fixed it promptly and he was gone.     I have used American Home Shield in the past when the company was first getting started and nothing has really changed. In fact, I've seen other improvements where they've had add on packages like the electronic package. There’s two claims that I have going right now. I'm going to be completing my heat pump Wednesday. For my second claim, they had my cooktop put it in, and the only cooktop that I was allowed to get online is a little bit too small for the space that I have. So I just have to put a ledge on the inside, and call American Home Shield back, and have them reschedule for the guys to come out and install it. But American Home Shield was very quick to respond and the service members have been great. They've been prompt. They call before they come. They also made sure they had their masks on when entering my home.

    The people at American Home Shield are professional and courteous. They are timely and they send contractors out immediately. They resolve their matters efficiently. But the speed of service of the contractor is not always timely. It takes a little longer for them to complete a job. They're sending a completed item to American Home Shield when it is not completed. They are quick to get their money but not quick to fix things properly. There should be a proper initial diagnosis of things. We had a contractor that came out for a claim and their service was adequate. The employees were professional and courteous. They repaired a sand filter. After the third repair, the equipment has been operating properly.

    We have an older washer. Something was happening when you turn the dial and pull it out or push it in. The guy who came had to replace something in the start up and the shut off thing. He was very nice from when he came to when he left. That guy and his company were great. The dispatcher from the company that this guy was with called within about 10 minutes after I talked to AHS and set up an appointment for us. It worked out really well.

    We’ve lived here for 11 years and we've had AHS for at least eight years. We went with a couple other companies somewhere along the line but came back to AHS. Our experience is sort of a catch-22. The first few years we were with them, I don’t know if they were overwhelmed or understaffed, but it was a real pain in the neck to call them up and finally get to talk to somebody live and set an appointment up for whatever you needed done. Then that changed after a few years and it got better.

    I always call and speak to someone when filing claims to American Home Shield. They're always courteous. The technicians that come out have always been great as well. There was just one that had me all up in flames because it took a month to get parts. However, I'm not mad with them. I understand that because of COVID, the processing time for them to actually receive my part was a bit long. But normally, it's not that way. I'm usually pretty much satisfied when they leave. I've been really pleased with AHS. They have done the things that needed to be done. We have upgraded the things in my home that needed to be upgraded. Sometimes I call and have them check on stuff when I feel like it's getting off. They come in and fix my things so that I'm able to keep my appliances longer. I recommend them to my friends and family members. However, they are not doing everything perfectly, but I'm not upset.

    Our thermostat on the wall was not working and we had to leave it on heat. We couldn't do anything because it wouldn't allow us to do anything. The technician installed a new thermostat on the wall. The new one is a little cheap and not as automated as the one that was there, but it's working now.     American Home Shield is a good investment because if anything breaks down, you wouldn't have to put out thousands of dollars. You're already covered. I usually call them and they answer the phone right away and try to resolve the problem. I had a recent claim where the contractor was really good. The claim is not yet closed as I'm just waiting for them to order something for my bathroom. They still have to come out and they have to replace my toilet.

    I had another claim that I had a problem with. It wasn't American Home Shield's fault but the contractor that came out. The guy that came out on Christmas Eve was the owner of the company. He put a washer on my faucet and said, "We did the problem. We'll put our request in for American Home Shield." Parts were going to be ordered so I waited. But they never came back. I called back in March and the claim was already closed. There was nothing the warranty company could do. But they said they were gonna report that contractor to their superiors because they didn't do what they supposed to do. I had to put out another $100 for another company to come out three months later.

    The showerhead tripped so it wouldn't stop running. The plumber came over that same day and he took it apart. He figured out the part that needed to be changed. He changed it out and it took him 10 minutes. I also had a claim previously for an AC unit and it took at least a month to get fixed. The technician had to come and send the information about what was wrong with it to American Home Shield. Then American Home Shield had to order the part, and ship it. All that took a month and it was during the summertime. So I wished that it was a speedier thing. Plus, I found out afterward that I had to add another $200 something to pay for the Freon, which I couldn't say no to. So I had to pay $300 something but it was still better than $2,000.

    The blower wouldn't blow on the AC unit. Burleson Services replaced the capacitor and they spun the motor. It started working and it worked for about three days, then it stopped again and wouldn't start. They ordered a motor and they took the whole thing back. They rebuilt it there at their shop, another week went by, and they put the motor in with the fan cage and everything on the motor. That motor lasted about three hours and then failed. The company ordered another motor to replace that motor and they're supposed to come in this Thursday to put it in. Every time they come out, they do a great job but it's not lasting. It's been quite a while since this claim was filed.

    Also, we have a dishwasher claim on our property in New Mexico and the contractor came out and ordered a part but the guy couldn't get it installed. They said something about the floor was in the way and we have to get the dishwasher out of the cabinet area where they can work on. Other than that, we're happy with American Home Shield. When something breaks, they put it out.

    At first, we saw some water in the basement. I called the warranty company. They got me hooked up with somebody that day when we thought it was a basement issue. They said they'll be out next week. It's a little water on concrete so no big deal. Then we traced it back up to the first floor and said it must be coming from there. We thought it was the toilet and we were going to do something with that. It turns out that the hot water knob was broken and the water kept spilling all over the place. We had to cut off the water to the whole house. But we're in the middle of moving and we need access to water.

    I called back the warranty company and said that we couldn't wait for next week. We need to have this addressed now. The fellow on the phone said he would find somebody else. He wanted to keep me on the phone while he canceled the old appointment with the first place and look for a new place because the first one was booked up. I was on the phone for 40 minutes trying to wait for him. Finally, I just told him to call me back and he did. He got somebody else to come and the group was perfect. They fixed it and no problem. It was unusual that we had to go to another contractor to do the plumbing work and so I know that we have to reset. I was just not expecting to sit on the phone for an hour while the fellow did that.

    Other than that little thing, the process was pretty simple and I was really surprised about it. In terms of what folks need to know, we were like, "We'll take a look at it and do it ourselves 'cause it shouldn't be that big of a deal." But what ultimately made me call was that it could be something much more expensive than we initially thought and I didn't want to get caught up in that.

    If you're in doubt, call to have the warranty deal with it rather than dealing with it yourself. The water issue could turn into something bigger. Then understand what's covered under that warranty as primary and secondary. We had some damage to the wall in the basement and they said it wouldn't be covered because that's a secondary issue, so it wasn't the pipe itself that needed to be fixed or the labor to fix that pipe. It was water damage that came from the pipe in another room.

    Recently, our air conditioner wasn't cooling. The repairman that came was exceptional. I'm a technical person and I'm always curious. He went out of his way to explain what he was doing and why he was making the decisions he was making and what my options were. He helped me make a good decision on what to do going forward. He got it repaired and it's been working well ever since then. That same company also worked with the heater before. They had a lot of problems and came for a total of seven or eight times. They replaced almost everything in the furnace and they could not find out what the problem was. Finally, just by luck, the guy set his tools someplace, and he noticed a configuration with the sensor and he said it shouldn't be like that. Nowhere in any of their testing did it indicate that the sensor might be a problem. He finally fixed it. So far, I've been very impressed with American Home Shield.

    Submitting the claim was okay. But I got the impression that the contractor didn't think my unit was that old. Before they left, they said they would recommend a whole new unit if they couldn't get the part. Then I came to find out that they said I needed a whole new unit. They quoted a low rating unit at a price I could get one locally with a better rating. When I was asking about getting it locally because I was getting a better deal, I got told my only option was a cash out option. I asked if I could speak to someone about it and they told me no, and that they sent a request back and I'd hear from somebody in 24 hours. But 24 hours came and passed and I didn't hear from anybody.

    I called the contractor back and they told me it would be 48 hours from the initial time that they sent the request. But 48 hours came and left and I didn't hear from anybody. I decided to go with another company and still hadn't heard from them. On the day I was having the new unit installed, I finally got an email. But I never received a phone call. I'm still waiting on American Home Shield to pay me some money. So right now, I'm not too happy with American Home Shield. I'm not sure I'm going to continue with them once this is finished.

    My icemaker was making plenty of ice, but it wouldn't crush ice, or it wouldn't dispense ice. The auger had gotten broken. The tech, Andrew, called me and told me that I could get a whole new unit, but it would take quite a while to get that in, or he could get the parts and come back and repair it. So, I had an option there, and I chose option B. He showed back up in a couple of days and repaired it. It's functioning properly now. Andrew was very professional, but at the same time, approachable and he did well. I've had American Home Shield for 10 years, and because we've sold our house, I'm going to discontinue it for a period of time until we get our new house built.

    Advanced Plumbing scheduled the claim quickly. They came in here and were in and out in 10 minutes. They fixed the problem, and we haven’t had an issue since. But I had a recent issue with another claim that I just cancelled. I was angry because I had a claim on my dishwasher. I waited and waited for the person to call me, because that's typically what happens. And the claim was submitted to Sears. They usually say if you don't hear from the person, to give them a call. So I called them and they didn't even acknowledge that I had a claim. And then the rep put me on hold and transferred me to American Home Shield. The hold time, especially getting to where AC seasons are coming up and stuff like that, you can really sit on them. I've done it before for 40 minutes.

    American Home Shield switched my provider, which is Pro Services, under another name. They have fixed several appliances for me. I didn't realize it was the same company as the one that I had been using prior. I've had fantastic experiences with Pro Services. But the guy at Sears didn't even tell me what he was doing, he just told me to hold. And then he transferred me to AHS. I thought that was so unprofessional, and so against customer service.

    So then I get to AHS, and they were like, “Oh, we were supposed to schedule that service.” And I was like, “Well, I'm three days out from when I put in my claim. So why hasn't American Home Shield done this?” And they were like, “Oh, well, we don't know.” Then I had an issue with my washer very recently. I told them I wanted Pro Services to do it and the rep fought me on it. I was like, “You're not assigning this to Sears. Because if you assign this to Sears and I have to deal with that company again, I'm literally going to cancel my policy with you guys and find another service for this. And you guys have the best reputation. But I'm not feeling that right now.”

    I was mad because I couldn't pick my service person and because they wanted me to deal with an unprofessional company. I just ended up canceling that claim. I had my uncle come over here and look at my washer to see why it's leaving black marks on my clothes. He said I needed a new seal. So I thought, “Well, let me try it again.” So Sunday, I put in another request, and luckily I was assigned to Pro Services. Finally, she didn't send me to Sears, but she was like, “We'll just have to find another service provider in your area if you're not going to go with Sears.” But I'm not going with Sears. Customer feedback should be most important if they don't want to use a company. And it used to be that we could say, “I've dealt with this person before, I really liked them.” I no longer like the fact that we cannot choose our providers.

    The only thing that if I could change I would is it's also problematic when they have to wait for AHS to send them the part. Because that delays how quickly we can get things done, especially if it's an AC unit. And we're sitting here and we're dying, because we have no AC or heat in the wintertime. The wintertime, we can at least do something for it with space heaters. But in the summertime, there's nothing you can do for it.

    I didn't have my dishwasher for over a week, maybe more. And it was because the contractor had to wait for AHS to send them the part. Now I'm waiting for AHS to send the contractor the part from my washer. And that could lead me going to the laundromat if it doesn't come soon enough. That's the unfortunate part. Other than that, I've been super lucky in everyone AHS has assigned me except for Sears. I've put in numerous claims in the last three years and I was happy with them.

    I would rather do the preventative and not have the problems. I requested service for my air conditioner and it was great. Mike explained what he was going to do and it was to make sure there was enough Freon, the pressures were right, and the air conditioner condenser was cleaned out. He also checked my thermostat and changed the filter for me. I was very pleased with it. If there were any problems, I was told to call. All in all, the home warranty has been terrific.     When I first moved in, one of the things that was presented to me on literature was that AHS would arrange to have somebody to come out and change my locks. So I called them up and they told me they don't do that. They said it was not part of the service. So I hung up. A few days later, I gave AHS another try with the plumbing. They told me they would take care of it right away. I had a problem with one of the toilets and I needed to get a plumber to take care of it. Everything about the company that came out was first class. When I called AHS the second time, I mentioned the change locks service to the girl and she said they provide that service for me. She told me she would look into it but I never heard anything back.

    The heater didn’t work and I first had the gas company come out. The pilot light was lit and it wasn't anything they could take care of. I called American Home Shield and I told them that I needed somebody to come out and look at my heater. I was told when the contractor would come and they confirmed that that was okay with me. Strix sent a man out and he said it was the control board that he replaced. It worked.

    I filed a claim over the phone and the process was pretty easy. One thing I don't like, though, is the whole call in and listening to the recording in a loop. But the service provider that came was skilled, quick, and on time. We couldn't get hot water in the shower of our first-floor bathroom and the plumber resolved the problem very quickly. Also, I wanted the pressure to be a little bit higher in the third-floor bathroom and I asked him to raise the temperature so that the water coming out would run hotter in general and he did all of those things. He was in and out and I was happy.

    American Home Shield had people come out that weren't very good. Now, they've gotten better. I've had contractors come in here that say that they are no longer with American Home Shield because when people need something done badly, they'll try to fix it many times before they will actually replace it. Some people said there were people who had a 30-year-old heater that was just no good, and they said that they couldn't help them. But when I was in Morgan Hill, we put a lot of money into that and they came out. We had some good ones come out in the past, and we had some bad ones.

    A lady said that they were gonna call me back to see if American Home Shield could get me a new refrigerator but no one called me back. I had to call back the next day. The refrigerator was too big. They measured it wrong. They couldn't find me a model, so I had to go on my own and find something. Then I'm gonna submit my invoice because they can't help me. I called the Airport Appliances and they had found one that was the size and had everything that I needed. They're gonna deliver it for me and take the old refrigerator away. I haven't found a date yet, so I'm hoping this week.

    Our pilot light wasn't staying lit and the technician came out and he got it lit. He cleaned it out thinking that he had solved the problem, with some corrosion around it. It worked for about two days and then it quit working again. Come to find out there was some kind of a line that needed to be replaced. The two gentlemen that came out were nice. They were polite and fast. We got the heater fixed. We were really happy with their service. American Home Shield has always been good. I've been happy with the service. I like it because I know that if something happens, all I have to do is pick up the phone, call and I get something fixed. They've been very cooperative and helpful.

    The AC wasn’t cooling. Technicians came and my husband interacted with them. It was a breaker issue that my husband had checked but it didn't completely slip all the way back. He figured it out and he slipped it then it was cool. It was a quick fix. Our AC is working well. The thing with American Home Shield, however, is that they just went ahead and charged me. They didn't let me know the price I was gonna be charged or that there was gonna be 75 or 100 for a person to come out.

    Another thing is I like to have options. Before, if you wanted to contact someone in your area, you could choose the options of who you would contact. Now, they choose a contractor for you and that’s who comes out. That's okay. It's just that when I looked up the company they chose for me and it didn't have great reviews, it made me nervous because they had 3 stars at the most. That was not cool. If American Home Shield has people in the area, they can strongly suggest one or they can at least tell you why they chose them like if they were the first ones available. It's something to put my mind at ease, especially if the one they chose doesn't have that great review.

    The washing machine wasn’t working and the first time the company that worked on it came, they decided that it was the transmission. They replaced it and it worked fine for a minute or two. Then the next day, it still was not doing properly so I called them back. They came back and decided that it was the timing control device and replaced it. The tech was a very nice young gentleman and he was very knowledgeable. He figured it out, did what he had to do, got the new parts, came back, put them back in and was gone. We've been with American Home Shield for quite a while and they are easy to work with.

    I called American Home Shield because I am having a leak. And it's a very bad leak under my sink. All of this was the week before Easter. And I've got water all on my floor. I thought it would be the pipe. But it turned out, the guy said I had a bad faucet. The faucet was leaking. There was water coming from the instant hot water thing and from the garbage disposal. He also said that I needed the instant hot thing and a garbage disposal. The guy that came out was extremely nice and moved at a quick pace. And when he left, I was under the impression that he would come back. He said, “We have to get the part, and I'll be back in a day or two.” That's what he said. So, that's what I expected, a day or two.

    This is what I learned later. The tech said he wasn't sure whether they were would have the faucet in stock. We had to take a picture of the faucet for the other people back at his place at AZ Plumbing. And because there was no way to notice the brand name on the faucet, it wasn't on there, so he sent pictures. His weren't clear, though. They had me send pictures, so I sent pictures. And the guy had told me that was the faucet, which was the initial thing. He said, “I have to find out they can find this kind, if they can replace it.” A lot of things had to be checked out to see what. And then the other two things, I wasn't aware.

    That is when I felt it was taking so long, was because he then told me that. Because the two items, the instant hot and the garbage disposal, were not on the initial request, because I said I was having a leak. The only way I knew to identify the faucet was to say the faucet is leaking because that was all I know. There was water coming out, and that's what I said. So, that's what my claim that they had to check on, the instant hot and the garbage disposal, and get approval. I only found out yesterday that that was the holdup.

    I still have to have towels now and I can't run water. And on the one side of the sink, it still leaks when we have to turn the faucet on. And it's my kitchen faucet, so I have to turn it on. I wish AHS would call me with my part because I've been waiting. This is ironic because AZ has been very responsive and it's AHS that has not. I didn't hear anything anymore from anybody. I had to reach out. So, I'm just here with water leaking, so it has not been a pleasant experience. I've got more understanding, clarification, and everything from AZ. The person over the phone was extremely helpful every time. And this was the person who gave me the information on yesterday as to what really was the holdup. It has been AHS.

    American Home Shield's process is pretty much automated. And then I just get a person. They assign somebody. So, the understanding of how the process would work had to be explained to me by the contractor. I didn't understand that they were the ones to explain that. They should not start out automated, especially if you're a new customer. And I needed to know how this process would work. AHS kept telling me something about if they didn't have it, I could pay for it upfront, and I would get reimbursed. There were a lot of things that were not explained to me.

    In the past, when we make a call, it's a week later before we can get anybody out here. They may respond within a day or two but it's three or four days after that before somebody comes out here. Also, it seems like when a part needs to be ordered, it takes forever. It's almost like it's a breakdown on how the companies go about getting their parts, how quickly they get them, and then how quickly they can get back out here. We were without AC for a month during the hottest part of the season a year before last year because we were waiting on parts and waiting for people to install them. But that was not the case with our AC claim this time so I was very pleased to see that. The tech had whatever we needed. He changed two actuator valves that he said may leak around those.

    AHS is very beneficial when we do have something that does break. If you don't have to speak to customer service, you file the claim and you get a response right away. But if you have to replace something, it can be pretty tedious. If you call up their lines to join, you get somebody on the phone right away. But if you have to call in regards to a claim that you've filed, you'll sit on the phone for hours on hold. I have sat on hold for 3 hours and 59 minutes to be exact to try to get through a customer service rep. Recently, one of our outlets have gone out in the kitchen and Advance Electrical came out. We've had the tech before and he was great. We did get our stuff replaced so AHS did what it had to. It just took some more legwork. They could beef up their customer service and try to be more timely in the responses.

    The person that was trying to get me to buy the policy had such a nice personality. The way he explained it was what kind of had me sold. But I'm not proud of some of the contractors that American Home Shield has. I had an issue because my air ducts were acting up. I had someone to come out and he didn't stay long enough to look at everything. I tried to do a follow-up because he got it working but when he left, it seemed like something else was going on. Two weeks later, it started acting up. I tried to do another follow-up and they never got back with me.

    I called a rep from American Home Shield to try to see if they could give me a call so we can set up the appointment but they never got back. Long story short, they sent another company to the house which I requested because I was not going to deal with that other company again. The second company explained everything and was on time. The technician told me one of the motors went out. He put freon in my refrigerant in the AC outside and he's going to fix the part on Wednesday. The other company said everything was all good but I knew that something was not right with that. Other than that, I've had a good experience. It was awesome that I got some people who'd get back with me.

    American Home Shield doesn't vet their technicians very well. I keep getting information about services that they didn't perform when they were here. I had just moved into a new place recently and had all four classes of technician out. The technical services have been a mess, except for the key replacement, which was good.

    The first instance a contractor came out was with electrical. I called them out for the power not coming on and they said it was the switch. They said they didn't bring any switches with them so they had to order one. But AHS only pays for one trip, which I did not know. It's in their interest to not bring everything they need or possibly could need on the first trip, even something as simple as a switch.

    Then, about three days later, I got a call that my warranty claim has been denied. I called AHS and they said they don't replace dimmer switches. I don't need a dimmer switch but they said that it was what was indicated it has to be replaced with. I went back and read my contract and nowhere did it say that I did not have the option of downgrading to their base replacement option. It was an $11 dimmer switch we're talking about here, the regular switch was like $3. I ended up having to escalate it to customer service and they gave me my $100 trip fee back for the electrician.

    With the plumber, my sink was stopped up and the garbage disposal wasn't working when he came. The only thing he came in with was a plunger stick and he didn't even have the rubber part. He stuck the stick around in there and it seemed like he stirred it around. There's a motor there and he sort of moved the motor around and got the garbage disposal moving. He heard some rattle in the garbage disposal and then he took some clamps to try to pull any debris out. He said AHS was not going to cover the garbage disposal because there was a foreign object in there. I have to call the plumber back and ask for a different one because he didn't fix anything.

    Then, with the air conditioner, there was some older Freon-type material that wasn't in there and it wasn't allowing it to cool. I called the AC people out and they were here from 3:30 until 9:00. The reason for that was they sent an apprentice who was on FaceTime with someone else the entire time. It was clear that he wasn't trained enough to diagnose what was going on on the first try.

    After that, they sent someone back a couple of days later, who was remarkably trained and recognized what was going on immediately. However, his goal was to sell me a new system. I had to spend 30 minutes with him about possible fixes versus replacement. Three days passed and I got a call from AHS that my claim had been denied. I called them back and the contractor requested all of this work that wasn't needed to be done. I called the tech back and they worked it out with AHS. They still haven't scheduled to come back yet but it's been approved for the bare minimum.

    The issue I was having was when we turned the AC on, the cold air wasn't working for hours. Later that night after we'd already made the claim, it started working again. When the tech came and checked it out, he didn't find any evidence of anything. He did say something about the freon maybe being a little bit low and he found a charred wire on the outside unit that he replaced. He did do a thorough walkthrough of it and explained all the different components to me. He explained if it's not having a problem at the time when he comes out, it's hard for him to diagnose what the issue is. The service was great. I'd definitely be happy to have him back at my house again for other services. AHS is a reliable service and it's easy to use. They provided what they promised and that's all you can ask for.

    We had a couple of issues with our dryer where it kept overheating and it blew out the motherboard. American Home Shield got those fixed. We also had an issue with the dryer not working and we had a thing with the stove. A guy came and he fixed both of those. Everything is working great. The only thing with American Home Shield is I just got a delinquency on my account. They want to check out two deductibles even though the guy came for both issues and fixed both of them. I'm confused about that.

    American Home Shield is a more reliable and more efficient way of taking care of our machinery. Cost effective-wise, it balances out. On the contract, I have the phone number so I just call a claim in. They ask for the information and it's like a work order through a computer. You put it in and they validate through email. They confirm that within 24 hours, I should have someone from the company calling to set up an appointment. As soon as I make the call and tell them what the problem is, they deduct everything from the account real fast. I have ran into several issues with my dryer and American Home Shield has been very prompt in dealing with the situation. The company that they’re contracted out is very prompt as well.     When I call, American Home Shield sends somebody and if I have an issue with the people they send, I let them know and they work with me to switch them out. I had a stoppage and the other contractors didn't seem to be doing what they needed to do and did half the job. When they left, I still had a stoppage a lot of times. I told AHS that I didn't care for the contractors that they were sending before and they sent me over to Walston. They fixed the stoppage and I like them a whole lot better. I did the claim online this time and AHS could put down more things. I had some other issues but they were not listed. I couldn’t put down exactly what was going on because it didn’t have enough for me to choose from. I also had a washer that played out on me and AHS purchased another washer for me. I'm not too crazy about the washer but all washers are made like that now. So, I don’t have too much of a choice.

    I used American Home Shield to change the locks on the house and for a plumbing issue. Both of those experiences were fine. For the plumbing claim due to a pipe that was leaking, I called and customer service was fine. It was just that the person was foreign so at times, it was hard to understand the rep. Also, I wished the service window was a little smaller. They gave me a four-hour service window for one day. Other than that, the technicians who came fixed everything. I had to call a restoration company that they referred me to in order to open up the wall and get to the plumbing. That was not covered under the warranty. I ended up paying the restoration company way more money than I should have when I could have done the job myself.

    I've been happy with American Home Shield. The girl came out to rekey the house. She was wonderful. She found a renegade doorknob that somebody put on. She happened to have a new one in her truck, which was great, put a new one on, rekeyed it, everything was right. I called, a plumber came out, there was a leak under the kitchen sink. And he said that, "Yes, there is a leak." It's not doing real damage right now. It's just leaking from the faucet right onto the ground. It's not getting anything wet but the ground and it's a very slow leak. He's working on the best way to fix that without having to tear up the foundation. And we don't want to do that.

    At another time, I couldn't get the dishwasher door to close. I used it once and I couldn't get the latch. I couldn't get it to stay closed. The tech came out and said to make it level, someone jammed a piece of metal in there and it came down where my latch latched inside the dishwasher. He pulled that out, fixed that, leveled the dishwasher, gone. Perfect. The service is 100% beneficial. They rekeyed the house, so I feel secure now. The dishwasher works and I love that. Everything's great.

    I just had an actual repair through Home Shield and it was great. I've had Home Shield for about five years, and in the past, I did have plenty of problems where I was ready cancel and kind of move on to a different company. The customer service was really not professional. There were multiple calls on my end to try to get some type of service done where they failed to send somebody. I had plenty of issues with that alone. But this time around, I was kind of amazed with the actual service that they provided and everything all the way around.

    My most recent claim had something to do with my furnace. The tech came and did what he had to do. He was in and out really quickly. It seems like he knew what he was doing. In the past, I've had issues with my AC unit. At one point, whoever Home Shield sent out had to come three times to make the correct repair. These guys this time were pretty sharp.

    The repair company did good. I have no complaints. An expansion valve went bad, so they had to order one and replace it. At another time, my heat went out and I wish I would have called American Home Shield on that. I even forgot I had them and I had somebody come out to fix the heat and it costs the heck out of me. I had to replace a motor in it.

    I've been very satisfied with American Home Shield. I've got their policy on two houses, and I definitely would recommend them to anybody I talk to. It's like an insurance. People never know when they're going to need it, but when they do, they're gonna be thankful that they have it. The people that AHS sends are very professional. They get to the problem and take care of it as best they can. They've been courteous and on time. They keep us informed whenever they're coming and give us good information as far as what they see, what the problems are and how they've resolved it. All of the communication has been really outstanding.

    I love it that whenever I have an issue, I don't have to try to find my own contractors that I'm just guessing. I've had really bad experiences in the past with some contractors that I get and I'm like, “Oh, my goodness. How did they stay in business?” I'm just taking my chances.     The tech came at the door, put some boots on, checked three vents, went outside and checked the air conditioner part, and cleaned it all up and left. He was here for an hour. He didn't change anything. He said he cleaned the coils. I know he's gonna put new Freon because I said I don’t want them yet. But I’m happy I got American Home Shield. It's peace of mind.

    I submitted a claim for water leaking in the faucet on the kitchen. Even if you turn off the faucet, it was still leaking water. The tech was very professional and very, very knowledgeable. He was very safety-wise because of the COVID-19. So he was pretty good. He wore a mask and took off his shoes. He replaced some of the parts with the brand-new parts but the parts were not yet available for the old one. So he had to replace the whole faucet. My wife is pretty happy with it. American Home Shield always pushes through. They always do their job.

    A technician needed to come out for the unit outside of the split unit. The fan blower and compressor were not running, but the air handler was. The guy didn’t waste any time. He was really knowledgeable because after a few minutes of looking and doing a couple operational test, he went pretty much right to the problem, and he fixed it. It was excellent service. The company response time was on point. The guy came out the same day that they called me to set up the appointment. They had a slot for me. So, it was pretty fast. They had me up and running. I did the claim electronically through American Home Shield's app. It was easy. As far as the response that I've had is concerned, it’s great.

    The gentleman that came in followed good protocol for COVID and he was very knowledgeable about his work. It was efficient, on time, and clean work. He got the job done and it hasn't been a problem since. We reached out to American Home Shield under duress, and the response from the gentleman I spoke to on the phone was calming and confident. He told me that they would look for someone as soon as possible. It wasn't as fast as I would have wanted it, but I imagine that's the way things go. I needed it immediately, but the best he could do was the next morning. The times he gave me were accurate. He made me feel pretty comfortable about the whole process and that it would be taken care of. It went really well. I would definitely recommend the service to friends and family, considering the fact that it was a prompt service.

    We've only had a couple of occasions to call American Home Shield, and they have responded well. The process works fine as long as I can talk to somebody. Because when I call them, they say, “Your warranty has expired.” “Oh, no, it hasn’t.” I get them on the phone and then it worked fine. The techs have also done what they've come to do and we've been satisfied. They fixed the washing machine the first time. One time, we had a problem with our Trane air conditioner and I told AHS that when I called them, but they sent a non-Trane company out here to fix it. It seemed like an odd thing to do, but maybe they only contract with certain providers. Other than that, everything was fine. The first guy identified the problem but didn't fix it. The second guy came out and he fixed it.

    My experience with American Home Shield was a total nightmare. I went almost three months without a washer or a dryer. The communication back and forth was hell. As operators at their general number, they are not fun to deal with at all. They have a book of answers and they just stick to it. There is no personal attention to your personal issue.

    I'm still waiting on a second opinion. The first company was great but I don't like the second company that American Home Shield assigned. They say they tried to call me and I never answered. They had the wrong number and they didn't even try to get the right one. It was six days before I finally decided to call them. Now, they can't get over here till May 3rd. It's ridiculous. I'd be embarrassed to recommend American Home Shield. If I had to, I would be honest and say, “Look, this is how they work. Take it or leave it.” Go elsewhere.

    My HVAC with heat pump was set to A/C at 70 and 97 heat was coming out of the vents. I contacted American Home Shield (AHS) and they quickly assigned Heritage Air and Heat (4414 State Hwy. 276, Rockwall, TX). The technician (Teo) came out and diagnosed the reverse valve had to be replaced and the warranty covered it. However, the R22 (10 lbs) would be only covered at $10 an lb. The charge is $80 an lb and their company assured me that AHS is aware of the upcharge (turns out they hadn't even reached out to AHS to submit the diagnosis, work order, or get authorization for the additional homeowner charges).

    Since we are draining all of the freon I asked if R407C could be used instead of R22 since it was $40 an lb and the warranty would cover $10. R22 could cost $700 and R407C would cost $300. They told me that my compressor was not compatible with R407C, therefore we would have to use R22. Then they closed out my ticket marking it complete instead of pending a follow-up.

    The reverse valve came in and a different team of technicians (Taylor) came out. I watch them remove the reverse valve, install a new one, pulled out a brand new R407C, and installed the freon. The technician had forgotten his temperature infrared thermometer and said that he would use the feel of his hand to ensure the difference between the supply and return air was sufficient. Luckily I have video cameras on that side of the home, and the only freon container that was plugged into the system was R407C. I contacted Heritage to ask why R407C was used if it's not compatible with my compressor, and why I was charged R22 for R407C. They denied using R407C, and that R22 was installed even after I had shown them the pictures and video clips of R407C being installed. I asked to escalate to a supervisor so that the issue may be resolved and have been ignored since.

    The integrity of this business and technicians are questionable. Either the compressor was compatible and Heritage was unethical and wanted to do an upcharge. Or the system was truly not compatible which will cause the gas in the R407C to not link up with the mineral oil in the compressor, which will cause a sludge lubricant inside the circuit. Eventually, the compressor will fail catastrophically and the entire unit will need to be replaced. I have contacted AHS and they are still waiting on the diagnosis and request for authorization.

    The technician that fixed the trouble said that he was gonna submit a report to Home Shield because the drain that was clogged was the main drain going out of the house. He said that we should have it scoped. Home Shield never called me back. I would either call them again to have it scoped, which they may or may not pay for, or because they don't pay for it, I have to call on my own. But it would have been nice for someone to tell me. Nonetheless, Home Shield has excellent service. Everyone should have it.

    My garage door wasn't opening and the repairman did a very good job. He came in, and then he assessed it. There was some issue as to whether what needed to be fixed was going to be covered or not. He made contact with the warranty company, and then came back and told me that this particular thing was not covered, what it was going to cost and then, he did the work. It's been very good. He made it so that my garage door was functioning properly, which allows us to get in and out of the garage a lot easier. Prior to getting it fixed, we were unable to access that garage through the outside garage door because it wasn't working appropriately. Since we bought our home and had the home warranty, American Home Shield has saved us quite a bit because we've had a few things in this new house that we purchased that have been covered, and it's always been handled relatively quickly and easily.

    I got a warranty with the house I bought and it was through American Home Shield. When the one year warranty was up, I extended it because it was very helpful to be able to have someone come out and not pay hundreds and hundreds of dollars to get something fixed. One time, our garage door would go up a bit and then stop then go up a little more and then stop again. I had to keep pressing it and then once I got it up, it wouldn't go back down, so I had to disconnect it. I called American Home Shield on a Saturday and said what I wanted on the automated system. It was very easy. They even took the payment automatically.

    The repair person called on Monday and came out the same day. It was very effective. The guy was nice and worked very quickly too. He was done in 10 minutes. He said that something was blown on my garage door opener and that something had to be replaced. He replaced it and it worked fine. It was great. I have no complaints at all. I use the garage door opener every day three times a day and it hurt my heart to have to go and get my key out of my purse and figure out the key to the door. I greatly appreciate him extending the life on that garage door opener rather than having to buy a whole new one. It was definitely very helpful. I will recommend American Home Shield. This is my second interaction with them and it's been great both times.
