American Home Shield will make sure that they will try their best to fix the appliance or the issue first before they actually replace anything. Years ago when I had my side by side refrigerator replaced, they came out four different times to fix it. And the same issue kept happening with the icemaker. So they finally decided, "We're just gonna replace it." So I got a check from them for $1,200 and replaced my refrigerator.
I don't like that the prices keep going up. When we started with AHS, we were paying $40 something. Now, the price went up another $5 and it's 65.99. Also, they don't send me anything ahead of time saying the price is going up. The only time I'm notified is when I get my renewal and I'm like "Oh! It's more money this year". It's worth it to have AHS though and I'm glad I have the coverage. My house is 15 years old so I'm sure at some point, the AC and/or furnace may go. AHS has replaced my refrigerator, hot water tank and garbage disposal. They've also been out for plumbing issues and to fix my washer and dryer. Recently, my dryer wasn't working and I submitted a online ticket on a Friday. The contractor responded to me on a Sunday and he was out on a Monday to fix it.

Liberty Appliance came out and they were very friendly and really smart. I filed in February and I said that my refrigerator had gone. The technician came out and he was really helpful. But now, I'm not satisfied with my stove claim. He couldn't find a part that would light up my oven and my stove, plus the rack that goes in my stove. It was taking them too long but that might be because of the virus.

Quick response. The companies American Home Shield send seem to be very responsible and knowledgeable. I love United Air. The first time they came out, my AC would not shut off. It was almost just blowing like a ceiling fan. And what happened was the box outside was not running, but it was the fan in the garage part of the unit. So they had to come out and replace that entire thing.
We had to have Freon added. Because then, the AC was blowing, but it wasn't cold. When United Air came the second time, it was a different guy. He was nice and I loved him. I said to him, "Why wouldn't the guy who came check that?” And he was honest. He said, “Honestly, unless you tell us it’s not blowing cold air, we don’t really check that. Because every time we check it, we’re letting Freon out also.” So it’s not something they would normally check for because they don't want you to lose Freon since you have to pay for that. But he figured out that it was because we needed Freon, and he did that for us. Being with AHS has been well worth the money. Everything has been great.

The contractors all seem proficient and professional. We have routine maintenance with our AC and we've also needed help with our furnace. AHS has also helped us with our washing machine issue. But, it would be better if they could be clear with what they offer because sometimes I think something should be included in the warranty but they say it's definitely not.

A guy came to check the leak on the plumbing but he didn't fix it because it was not his area of expertise. He did tell me where the leak was but that was supposed to be grout work. Then American Home Shield didn't have anybody who could do grout work. It was a waste of my money. When I called American Home Shield back to tell them and to find out if what I really needed was covered, the person first said yes. She also said that she was going to get me in touch with somebody who would contact me. But I got an email back saying that it was not covered. When we call, we want solutions and we want the right answer the first time we call. But the first person didn't have the right information when she gave it to me on the phone. I've been pumping money to American Home Shield, but I haven't gotten any benefit from it yet. So, I'm rethinking it, if it's worth it or not.

I wish we had American Home Shield five years ago. Submitting a claim is so quick. The last time I was really impressed, because it's a water heater and it's during the pandemic. They connected me to a specialist, and they did the teleconferencing, and they figured out right away if they needed to replace it or not. They were able to diagnose it online, and then they came here the following day to replace all the equipment. On another appliance though, they just fixed it. They did not replace it because it was fixable.

Gaithersburg Plumbing was sent out by AHS first on the 12th of March to look at one of the leaks. I had two leaks in the bathroom. The tech stopped the leak. It was four visits. On the second visit, I couldn't use the shower because the tech that changed the faucet changed the spout where the water comes out, and he didn't put the shower handle back on. To put the shower on, you have to lift the nozzle on the nozzle to turn the shower on. That was missing. He came back out to fix that. The tech was professional, quick and efficient. He came in, assessed it really quickly, knew what were the problems and didn't take an hour to fix anything.

I feel really great that we have American Home Shield to help us out and get someone for us because we're in a new town and we don't know who to call. Patriot Plumbing called us the very next day in the morning when we submitted a claim, right after they opened, which was really great. They communicated very well as far as getting to us as soon as they could. They got out here the same day, as early as they could, which was really nice.
The sewer backed up and into our basement. They snaked it out up to 100 feet, which was all that American Home Shield would cover. But that's a good long way. But then the first time, it didn't work and it happened again a week later. They came back out and did it again. So far, so good. Only unhappy thing was that they cut a giant hole in our drywall because they said they weren't allowed to pull the toilet. But it seems fixed now.

Douglas Mechanical have not completed the work yet. They came out three times. They tried to figure out what the issue is. Finally, now they were saying that it could be the actual thermostat itself. This was Saturday, and today is Wednesday. I’ve complained that the upstairs, where I work, is getting hotter and hotter. But they have not gotten back to me so I'm not happy with Douglas Mechanical at this point. The technician came out the first time and he wasn't even sure my home had two units. We have two thermostats. One for downstairs and one for upstairs. He said that he has to come back again. He came back the second time. He went into the attic. He put a new fuse into the controller box. and as soon as he left the home, the thermostat went bad again.
He said he had to come back again. He did and now, the third time, he said it's the thermostat, which is blowing the fuse out and he needs to talk to American Home Shield to see if the thermostat is covered under warranty. I called in yesterday as it has been 48 hours. They said they don't have any update. I'm still waiting to hear what they want to tell.
I recommended AHS to a lot of people. This is my third year having AHS and so far, this is the first time I'm facing an AC-related issue. The men involved were very prompt and responsive, and they fixed the issue right away. With other services I had before like when I called in for a garage opener, they did an excellent job. Now with the AC, I'm not really happy where a technician could not figure out the issue the first time itself.

American Home Shield sent a thing over saying they were running a special on servicing the air conditioners. I thought it would be a good idea to get mine looked at and make sure it's ready for the summer. The tech who came out and did a service on the air conditioner unit checked things to make sure everything was running fine. He was really good and knowledgeable about the unit. I was pleased.
I had a claim on the microwave door and the techs have come out three times so far. The first guy tightened up a spring and did some adjustments. Then soon as he left, it wasn't working. The second guy came and ordered a part for it. He put the part in, and it still wasn't working. A third guy came and looked at it and was gonna do something else, but I haven't heard back from him. I've been waiting on that call. I would like to get the microwave resolved. It's been about a month now and that's been long enough for a $300 microwave. Our oven went out when we were using it. That happened over Thanksgiving and the contractor came in and fixed that. The first guy knew exactly what happened. He said that had done a number of appliances from GE and he estimated what was going on. But he said they were prepared to do a full workup if it was the whole board that went out. So they were able to diagnose it and it didn't take them long at all to fix it. The guy that did our oven was excellent. But the guys that did the plumbing, I wouldn't use them again.
I had a problem a while back with the faucets in my bathroom and then the shower was leaking. In my shower and my whole bathroom, when you run the water, there’s no pressure. But when you run the water and you lift the button up for the shower to turn the faucet off in the tub, it doesn't work. The water comes out of the shower and the faucet at the same time. But the guy who came out said that wasn't on the order and I didn't want to pay another $125. The claim was only for the main bathroom faucets. But we did go over it when he was making out the order and he said that he was gonna make sure that he fixed it. He came back about a month later ‘cause he had to order the part for the faucet for the leaking sink. But he said he was also ordering to replace the faucet because when he took it off, it damaged the faucet. But they didn't order the part like he said he was.

HSA has helped a lot and I've been happy with them. They are probably a better warranty that you run into than most companies. I've kept them up for a few years now and I try to keep it. However, most of the contractors won't come out on the weekend. I had two furnace repairs this year and I had to wait. It always happens on Fridays. For the recent claim, it was down in the 20s and it was a full weekend that we were freezing cold. When the tech from Warhold Mechanicals came, he had to turn the gas on and showed us how to do it. I had a hot water tank claim and Warhold put that in for me too. They were going to have to get it ordered from a certain place and I was told it could take a week. This was in the spring and it was cold. HSA did the buyout for me but the buyout is never as good. You still end up paying a little more and I felt forced into it.
I had a microwave claim and I also did the buyout because there weren't too many choices online. It still ended up costing me a couple hundred dollars. This business of getting hot water tanks, dryers, etc from a central location that's maybe on the other side of the world is a bad policy. I guess they do get them at a better price but they need to have a place here that they can pick it up. When a refrigerator breaks, they do give you a temporary refrigerator. It’s inconvenient that they can't just let you go get one or have something that can come quicker. The process could be streamlined. They need to have more people answering the telephones too. When you have to call in sometimes, you can wait upwards of an hour but most of the people that work there are helpful. They usually do call you back. If you can get ahold of one of the representatives, they do try to speed it up for you.
Something I like is if you ask for whoever you wanna get, they’ll go and call him. I usually ask for Warhold ‘cause they're right here. The tech knows the house. He can do plumbing and heating and he is good at what he does. I had a guy, Larry, come here when my dishwasher broke. My husband had to help him fix it. He sent away for the parts three different times. First, it was the wrong color. Then, it was the wrong size. Then, he couldn't find the house. He has a GPS and I told him where it was. He doesn't live that far from here. He not only was not good, he also got smart with me a couple times.

My refrigerator’s not getting cold and AHS had Sears to come out here first. Sears thought the problem was fixed but it's not. On the first week, it was good. Then, I started noticing my things were not as cold as they were and I had noise coming from the refrigerator. So the guy came back from Sears and he cleaned the back. The noise went away but I still noticed that my food was not cold enough. So I called them back and they rescheduled for the tech to come back out. On the third attempt to get them back, the person said he came to my home, but he didn’t. So, AHS found another service person to come out and they're coming out today. This has been going on for a few weeks now and I had to throw food out because my refrigerator is getting worse. Other than that, I never had a problem with AHS.

When the refrigerator's filtered water wasn't working, the tech came out, checked out a few things, told me what was wrong and what part he was ordering, and gave me some advice on something else with my washer and dryer. They had to order the parts and they are coming back tomorrow. I put in another claim for the AC unit and American Home Shield got that resolved. However, I had a problem with Express.
The tech wanted to charge me $1,400 for Freon. I questioned that. I called their office and the young lady that answered the phone said, "You need to pay this and you need to use your credit card to pay it." So I said, "Okay. If that's the only way to get it fixed.” It was summer. Of course it was hot. I said, "I'll pay it." And then I saw that something was not right. I called AHS where the agent kept me on hold and got into an argument with Express. The agent asked him repeatedly to send the report. "Okay, what's your finding? We need to see it. We need to make sure it's on the up and up." But they wouldn't do it. That was how I wound up with H&E. The tech was good. Everything was picture perfect.

When I told him the story, he got somebody out right away. As far as American Home Shield's claims submission, it's much easier to do it online than if you try to call. Sometimes you have to wait a long time if you call. You should get the warranty if your house is more than 10 years old. It's silly not to. My girls did it, too. They just bought a condo.

The tech was knowledgeable. He checked out the system, went to check on my downstairs bathroom, turned on the water and see how the water heater adapted to the amount of water that was going out and if it was kicking on at the right time. He said, “All I can do is put in a request to American Home Shield and say, ‘Hey, look. It is 10 years old. I do recommend it being replaced.’" He did a nice job. Home Shield sent another company and the tech said that the refrigerator is kind of old and they don't make the parts needed anymore. I got a card so I could order a new fridge. I was a little bit upset with this situation because it was three months of back and forth between companies trying to fix the issue. They had a problem in the past where if you call, you're on hold for a long time. But then they fixed that. Now I call, the maximum I've ever had is 10 minutes. The electrical stovetop wasn't heating. The stove top was taking forever. It never reached a boiling point. I usually just call that 800 number and let American Home Shield know that I need a service. For the most part, the reps are good. Better than what they had years ago. At least they don't take forever to answer the phone. I used to be on the phone for 40 minutes before I got somebody.
Two technicians came in. The first one came in and said that it was an electrical issue. And he said that he would have to refer it to an electrician. He just turned on the stove, realized that it wasn't heating properly, and then he made a determination that it was an electrical issue. He didn't do anything. I wasn't pleased with him. Then the second technician came and said that the wires were transposed. They were not connected properly. He said, “I don't understand why the first technician wouldn’t even check that. ‘Cause all he would have to do was just change the connections to it. But I'm here.” He said, “This is not connected,” so he connected it, and that was all he did.
And sure enough, tested the stove, and I have never seen that stove go red than the way the normal electrical stoves go. It was glowing red. I could see the heat. I was amazed. I was like, “Is that the way it's supposed to look? ‘Cause it never looked that way.” And he said, “Yeah.” He did a great job. He knew what the problem was, which wasn't anything major, and he fixed it. We're very happy. Now we could put water in there and it would go into boiling status. We had a claim for our furnace and American Home Shield wanted to bandaid it instead of getting a new one. On my last claim, nothing would be done until my payment went through but that wasn't real clear. Once the payment went through, I got a call the next morning. The guy who came knew exactly what he was doing and it was done quickly. The first time, a separate company came out to fix our dishwasher and left it in pieces. I had a claim to American Home Shield and it was a long process. The first contractor came out and we had issues of not having the stove plugged in. Because every time we plugged it in, it would start smoking, and eventually, it'll catch fire. So, we had it off. Then, we called Home Shield and they helped us out with Sears this time. Sears came and we plugged it in as soon as Sears got here so they could see the same thing we've seen. It was really dangerous, but Sears understood that and helped us out. They did a great job. Home Shield also did a great job. They took care of me.
I was going to terminate my membership, and they sent me to a lady to terminate my contract and she was really nice. She really helped me out. She told me to stick with it and she's gonna try to see if she can send a different contractor. That was when Sears came in the picture and took care of everything. Overall, for appliance or having issues, AHS works out better. I don't have to go out and look for a contractor. I could just submit a claim and everything's taken care of. I get an email and everything's pretty easy. I'm kind of busy, so that works out for me. I don't have to spend time in looking for contractors, different companies, and compare prices. As long as I give that monthly payment to my insurance, it works out.

Afterwards, I didn't have to worry about anything that whoever came over was going to take care of anything, unless I had an additional service that I wanted. It took about two days for the technician to come out. It was pretty fast. Once the technician came over, it was pretty easy. He explained to me the same thing, and he rekeyed the home that I needed. The unit was leaking all kinds of water and it wouldn't stop. The gentleman that came out really took the time to try to remedy the issue. We had used him before and we were very impressed with him. He was very professional. He was on time and respectful. There was no excuses. He was very good. When I have to contact American Home Shield initially, they were very good. I had a nightmare experience with them last fall. But this experience was pleasant.
When I dealt with American Home Shield last fall, I kept getting put off. I was put on hold or transferred or disconnected, and told that they would remedy but they didn't. I must have called 15 times on the air conditioner issue and it's still not remedied. It was terrible. I had to call the local rep to try to get things taken care of. The problem is the the wait time on the phone to get through to somebody. They should make the tickler that says the customer can leave their name and phone number, and they will call back in the order of which the request was received. Because I'd rather get them to call me back rather than waiting. I had to wait exactly 2 hours and 14 minutes the last time I called them.
Whatever American Home Shield did between fall and now, they've done a good job. I'll continue with American Home Shield because my experience was so drastically improved this last time. But I am concerned about the language barrier with the people that you call to talk to. They were very, very sweet people on there, but they were not speaking good English. It would be good if they could assure that the people have command of the English language.

The contractor who came for my plumbing had been to my house before. They're very professional, personable and got the job done quickly. Also, there was a period with my HVAC system when there was a lot of back and forth. But it finally got settled. In some cases, it's hard to describe what your actual problem is when submitting a claim to American Home Shield. Maybe it's because of the way they had the categories and the pick list. Sometimes, it seems like you could have the ability to describe more what's going on. The way it’s set up could be a little more user-friendly. For example, the water was on and I couldn't shut it off. It ran continuously and I didn't even have an opportunity to say that it was an emergency type as opposed to a routine fix. So that was a little different.
I had to go outside and open up the water meter and shut it off from the outside. I couldn't indicate that so I didn't have water usage for about two days. It happened on a Friday so the whole weekend went by. AHS wasn't very responsive in that way. Once the repair guys got there, they did great but the system didn't allow me to articulate the urgency. Still, AHS worked out for me because I bought a home that wasn't new. It’s important because you just don't know. Sometimes the age of appliances is something to consider. I can understand that for new homes, the stuff is probably under warranty. For appliances that you buy that's previously owned and you don't have an idea of that, a home warranty is a good security blanket to have.

It keeps happening so why would I bother calling Home Shield when I will keep paying $75 to have someone just press a button? It's not getting fixed.
I also had an air conditioner claim that was completed. It's a zoned heating and air conditioning. I have three zones, and the one zone was very warm. We dealt with the same repair people and the first time we called, I got immediate response from them. Now, that was during the week and I did notice when I called them to try to set up an appointment that the message said that the office was open during the week. I didn't hear any weekend hours so I didn't get a response until that Monday as far as scheduling an appointment. I don't know whether or not that was American Home Shield or the repair people. We've made several claims since we've lived in this house and I get a response from whoever is coming out that same day. The only thing is that the seller of this house paid the first year of the policy and then we added the pool in the backyard to the policy. Then, when I asked about adding our septic, American Home Shield said it was too late and that I should have done that when I purchased the home. But they didn't do that to me when I added the pool. It was weird.
Other than that, their claims process is very easy. I do it online and then they text me and email me of who's going to be contacting me. They give the contractor's information and a number in case I don't hear from them. When our third-floor AC unit wasn't working, the tech from ATR Heating & Cooling of Richmond that was sent out was here for maybe 10 minutes. The breaker had popped and he turned it on. He also checked everything to make sure it wasn't a reason why it had tripped. Since that, it hasn't been a problem.

When the garage door opener was not working, the contractor did a good job of scheduling a time for me and showing up when they said they would, and took good care of me. They were very respectful. They made sure that they went through things with me before they left so we knew it was taken care of. I asked them at the time that they came out, not covered by American Home Shield but on a pay basis, to put an emergency release on the door. They did put one on and installed it on the top panel of the door. I'm old, fat and unfit, so it wasn’t too easy to get to. But the technician said, “Sir, that's where they tell us to install it. I don't know what to tell you." But I talked to the owner. I got two garage doors. They are gonna put another one on there and will just charge me for parts. That's perfectly okay. I'm a big believer in having an AHS policy. It has proven to be a very good protection for me. And I recommend it all the time. The guy coming here and going through everything took four trips because every time he’d fix something, something else would break. Then he’d have to come back and fix that. But other than that, his knowledge was outrageous. He had to fix the capacitor the first time, and then the second time, there was a hole in one of the Freon pipes. He had to fix that and fill it back up with Freon. When the company we were with before replaced the motor fan, they didn't have the right one, they just put one in there. It was a three speed fan, instead of being a fan that was supposed to be on there. He had to replace that, and then he had to replace the thermostat after that because it still kept going to auxiliary heat. Since then, we've got no problems. It's worked better now than it did when it was brand new. Then he had to come in and replace the thermostat on the heat pump for upstairs and relays for the thermostat upstairs. He was great.
Submitting the claims to AHS was easy. The first person we got didn't understand exactly what we wanted. We called back again, and they helped us. That was when the stove went out. But after that, we’ve always gotten somebody who’s been very helpful. As far as the stove, all we had to do was go out and buy a stove and send them the receipt. They gave us back $597. We only spent $90 of our own money for the stove. We’re real pleased with American Home Shield. It's better than the last company we had. We had Total Protection.

It was a complicated problem that didn't get fixed the first time but people kept coming out until it got fixed. Going into the contract, you kind of know what it is. I've been happy with the people that American Home Shield sent out to me. They've always been very professional and accommodating. Recently, All Valley Appliances came out and they've been here on several occasions on several needs. Whenever I have a claim, I would call in to AHS, get a claim number and an assigned work person, then within 24 hours, I'd usually hear from the appliance repair person that had been assigned. We'd set up a time, which is usually within 24 hours again, and they'd be out here. And I'd give them the information over the phone on what kind of appliance had an issue and what I thought would troubleshoot it, then they'd bring the parts they need with them if they thought there were parts needed. So there's usually no delay. On occasion, there had been times where they had to make a second appointment because of a part issue on an appliance. But normally, it would get fixed within 72 hours.

The month before, I noticed that the water bill was a little higher than usual, but I didn't know what to make of it. Then somebody showed up my door from the water company saying the same thing, and so there's either a leak outside or inside our house. I was in my office and I noticed that the toilet upstairs sounded like it wasn't shutting off. I jiggled the chain and saw that it was still making a noise. I looked inside and the flapper was all corroded.
I had Prime Plumbing come out. The guy looked that up and said that was definitely it and 10,000 gallons more than usual. The water company gave us a little adjustment as a result because I moved toward it quickly. Then he replaced the guts of the top of the tank, the flapper, and then there's another plastic. He definitely upgraded the internal parts so thank God. My concern was that it could have been external, but I turned off the plumbing to the actual tank. Then the guy from the company said it was not spinning anymore, so we had isolated where it happened. It appears that everything's back to normal.
Sometimes, if you explain what a problem is, American Home Shield always defaults to people in your area that they use. But when those people are supposed to come out and they're swamped with work, they can't come out and turn down the work. You go in again and do the same thing. Then it defaults to the very same people who said that they couldn't do the work. So, then you make a phone call and you ask somebody to do it. It can be a long process then too. That’s when American Home Shield needs to improve, the people who work the phones. There needs to be a little stronger supervisory over the callers so that there's a little bit more Plan B in place. Overall, they're good. It's very important that everybody really knows what they cover and what they don't.

With the last claim I did, the contractor fixed the water in my refrigerator but the icemaker did not get fixed. I did a recall and the appliance company came back out and fixed the icemaker without me having to pay another deductible. That was kind of cool.
I would recommend AHS because a lot of people don't have it and there are some advantages to using them. I had somebody recently pay $600 out of pocket for an issue they have with their air conditioner. Also, somebody mentioned that you can get a warranty on an insurance policy but it's called an appliance breakdown and you still have to pay a $500 deductible. With AHS, it's just a $100 deductible.

The guy who came out was really nice, professional, and thorough. He had to replace the coil in the air conditioning unit and it's been working fine since. But it started freezing up the day after and I called them about it. The tech said that they were going to get in touch with AHS because they said that they were booked up, so they were going to have to see about going through another company. So far, I haven't gotten anything back from that, but I haven't followed up on it either. The AC hasn't done it since though, so it's good. Other than that, I submit my claims online through my account with AHS and everything is pretty easy and self-explanatory. They've also been prompt with getting things done and it's not very costly.

We had one issue about a year ago now. We were unhappy with the plumber that came out. My husband complained to AHS about the service that we received but they didn't rectify the issue. My husband got so upset and he canceled. But I encouraged him to rejoin. Then, we had Carolina Air Heating & Cooling come out for a maintenance check on the air conditioner and their service was good.

The front panel wasn’t operative, which means the dishwasher wasn't operating correctly. We just told American Home Shield what the symptoms were. This particular time, everything went through smoothly. However, we've had issues with AHS before. In the last year or two, there have been a couple of instances where it seemed that there was a lot of jumping through hoops to get AHS to hold up their end of the deal. There was an instance in which my wife was signed up for an AHS program for one of the houses that we owned, at a certain rate, and then at the end of the year, when she started looking back at what was taken out of the account, the amount that was pulled was three times more than what she was told the billing would be. And that's not a very good reputation to have.
The idea is great, but the execution of the idea from town to town, and from issue to issue, is not consistent. And too often you are left with the feeling that, “They think we're trying to pull something over on them.” If we were trying to pull something over on them, we wouldn't do it -- no one would do it for anything small. What they would want to do is make it as easy as possible to use a service so they can legitimately say, “Well, you need to put a home warranty on this house because all things are going to happen that you don't anticipate. Just get it for a year.” And generally they will take care of it and they're seamless about it. But it hasn't always been that way.
The last couple of instances, it has lived up to its billing. But we have home warranties on one property. And then we have a home warranty on another house that we have that is in Oxford, Mississippi. The level of response and expertise is different at those two places. In the past, it was difficult to get somebody to pay attention to us. But recently, it has become a lot better. My wife is a Realtor and she encourages clients to buy an AHS warranty with every house they purchased. And in many instances, she has bought it for them and put it on the house because she believes in it. But the emphasis needs to be on making it as easy as possible for your clients to take advantage of the service if they need it. It almost always has to do with the person you get when you first make your first inquiry about, “Can you help us with this?”
They just need more emphasis on customer service. And a very critical edit of which of the suppliers that execute for AHS should stay in the system and which ones should go away would be a good thing. A change of attitude is very good. It's a service that everybody needs and the easier it is to use it, the more business they will get. They have a moat because they are first in the business and they have a national name. They also have an unduplicable distribution network because they have Coldwell Banker. It ought to be the biggest thing ever in that particular part of the market.

One should really should a home warranty because if you have a major expense, you're not going to pay full price. You're going to have a portion of it or sometimes, it's covered completely. Also, a warranty is good to have if you have to replace an appliance. When I call in a claim to American Home Shield, they dispatch someone in the area pretty quickly. We had a water heater that was 30 something years old and it wasn't working as it should. When we called in the claim, we had an appointment within two days. Technicians came out and did an inspection. They then came back and put in the replacement water heater two days later. It was really quick. American Home Shield paid for whatever their portion was and we had to pay for some extra lines that were old. The process was pretty simple. We used the warranty for a garbage disposal repair and that was pretty easy too.

The repairs on one bathroom are fine. The other issue was not occurring while the plumber was out, and then it started up later on after he left. I'll have to call T Mayes Plumbing back to have them come out to address it. They were pretty quick, pretty efficient, and in and out. American Home Shield is nice in cases like this where I have something crazy go wrong and I need somebody to address it. The only challenge that I have with them is that it takes a little bit longer than it should. For me, sanitation is one of those things that should be addressed in 24 hours or less. If it's going to take them a few days to schedule something, that's a bit of a problem. I could have gone with another company, and I don't know what my cost would have been, but I would have had it at least looked at when the problem was still occurring. I might have had a better chance of getting it resolved and not having to go through that inconvenience.

We have had an ongoing issue in the house. The first company that came out was Brick Street Plumbing. The gentleman came over and found something eroded up, as the pipes in the upper floor were crossed and causing whatever the issue was. American Home Shield did not want to approve it because it would have involved a modification. It really did not seem to sit well with me because we had been in the house for two and a half years. The pipes didn't necessarily just cross themselves to create the issue that we had been experiencing about the last month where our hot water depletes very fast. It would sound like there was a faucet running almost in the home, but we couldn't see water or wetness or damage from the leak anywhere.
The United Air Temp came out yesterday as a second opinion. Though we had a pretty good conversation with their tech, I was quite pleased that he narrowed it down to that we were having a slab leak, and the water was leaking under the slab or in the foundation of the home. It was just not to a point where it was coming up through the floor to have any wetness and it was on the hot water lines. So, our hot water heater has a line that comes out from the water heater in the expansion tank and then goes back down into the floor by the water heater. We also have a line that comes up to our kitchen and a line that comes up through a bathroom wall on the downstairs floor, and then it goes up to our upstairs bathrooms.
The service guy is adamant that there is a leak close to this bathroom area, but it's sinking all down into the ground. This is why our hot water heater seems like it's running almost continuously. It sounds like a faucet is going and that we deplete hot water very rapidly any time it comes to a shower, dishwasher running, or washing machine going. It has been affecting all those appliances as well. Unfortunately, because it is down into the concrete foundation United Air Temp company is not equipped to get into that kind of a repair. As of yesterday, we have the third company now to get involved because that's who American Home Shield has assigned to come out. They should be coming out today, some point between 1:00 and 3 o'clock to give their two cents on what needs to get done to fix this water leak.
The United Air Temp guy was very nice, polite, wore a mask, and very good. But I was a little bit more frustrated when it came to the Brick Street Plumbing, that the guy put in for something saying that it seemed that the lines upstairs were crossed. Places had been busy right now, but the fact that we were on to our third company to get involved with this issue that had been going on since opening up the claim process and it's probably over two weeks now. I do feel happy overall with American Home Shield and I would recommend them to friends and family.

We have the separate handles on our faucets. And whenever you would use the one on the right, it wouldn't stop turning and then the water wouldn't turn off. Then as you would pull it towards you, like a few times it would work, then all of a sudden, it would get harder to turn. Then it would turn super easily. Then it just wouldn't shut off at all. The service guy from DFW replaced that three or four times and he was like, "Ma'am, this is kind of what happens with these. And then typically, we have to replace them even though they're Moen faucets, they have to be replaced. There's nothing we can do, which is going to continue to happen." And exactly like he said, it just continued to happen.
I'm awaiting for American Home Shield to give me the fix, because he went out and said, we have to replace it and was going to get the faucet. American Home Shield only wanted to approve the faucet that's all connected like one piece. That doesn't work. We have the separate pieces. That's what came with our house. Our counters were cut that way. I'm still waiting to hear from them on what they're gonna do.
I'm also still involved in another issue. Our dishwasher is not washing properly. This has been going on since December. They sent out GE Appliances, and the guy says it was fixed. It's not fixed. I keep putting in a request for them and telling them it's not fixed. GE Appliances never contacted me to book an appointment. I've called back into American Home Shield multiple times. They try to get ahold of them, but they won't change the contractor.
For a while, AHS was allowing us to choose between a couple different contractors and that was better. I do think some of the contractors that they use aren't high quality. But then DFW is great. So, if they would let you choose the contractors based on reviews and stuff, that would be great. The only thing is it is very hard to get someone who understands what you're going through. Their hands are tied on what they can do is what it sounds like. I've been calling since December for my dishwasher, and it doesn't seem like there's anyone higher that I can talk to.

He even offered suggestions and asking him some questions about replacing things. He was honest in saying, "No, this isn't gonna happen and this is why." He understood the business of what American Home Shield will and will not replace. So he came in and fixed the problem. He was professional in the whole nine yards.
I've been very pleased with American Home Shield. I love the feature where you can download what the problem is, which cuts time out. Especially with COVID going on, you want to do somebody a good job, but you ain't trying to stay in their house all day. The technician asked me to take a picture of the problem and after he saw it, he knew exactly what to do when he came in here. The folk I have dealt with have been professional and when they come in, they know what the problem is, and then they get out. The voicemail thing is easy to use. I'm not a techy person, but I can use their stuff and I don't have a problem. I love American Home Shield. I wouldn't trade them for anything in the world. They have saved me money. He finally found the leak and it was in the condenser coils. He said that was a big job but he could repair it. He needed to get it fixed somewhere. He had to take the coils out and take them to the repair shop. He came back a few days later, had it fixed and then he had to fill up the Freon again. We did have to pay some extra for the Freon. I like having the warranty especially since this would have been an extremely high repair. Usually, when I buy this kind of protection, I never have anything going wrong. The contractor did a very good job when we had a refrigerant leak. The tech let me know what he thought they would be doing. He had to call American Home Shield and get the work authorized. I scheduled them back out to do the work within a few days and he came back out. However, I'm a little bit leery sometimes with some of the contractors and you can't request the one that you want. I had one that was rude. I didn't want to work with him again. Apparently, he had a few complaints and American Home Shield assigned me somebody else.
Sometimes, the process can be a little time-consuming. We had an air conditioning issue in the summer and they couldn't find anybody to come out. It was a really bad week with no air conditioning and it was during a heatwave and the fires. Those things happen but usually, American Home Shield is good about getting someone right out and resolving the issue. They have kind of been a lifesaver for me because I have an old home and I don't have the extra money to make major repairs. To be able to do the $100 deductible and have the contractors come out and get the issue resolved so our home is livable has worked out really nicely for me. It was a good experience when JR Plumbing came out recently. The gentleman was extremely professional and did a good job of fixing the problem quickly. I also had a claim not too long ago that was denied at another residence I have. I wasn't notified of their denial in the best way. It caused a delay in me requesting a second opinion. They have a stipulation in their contract to request a second opinion within seven days. So I barely made that time requirement because of me being notified so late. Maybe they could have an automated system where there's an email that comes out and says, "Your claim was denied. If you'd like a second opinion, please engage us." It'd be good if that communication process was a little more robust. But I've been with American Home Shield for over a decade and they've done well by me over the years, for the most part.

American Home Shield has a tendency to pick very qualified technicians. They are quick to set up the appointment and they’re always very accommodating, polite, and courteous. Also, everybody has been very cautious and they came to the door with a mask on. I dropped a nickel down in the garbage disposal accidentally. It was on the edge of the counter. I had cleaned out pockets from laundry and just paused it there. Then it rattled and cranked. I didn't want to run it again because I thought that I would damage things. When the technician got here, the nickel had dropped down to a safe place so it wasn't making noise and it worked perfectly. So I was out 100 bucks for nothing. Everything that we've called in has been fixed. We recently had a leak in an upstairs bathroom that leaked through the ceiling in the downstairs bathroom. We weren't sure where the leak was coming from. We thought we had checked everything. We had turned off the water. That stopped it. But then when we turned it back on, it ended up being the seal of the toilet upstairs. It wasn't bolted down tight enough and that allowed it to leak. So the tech figured it out very quickly and he replaced all the inside stuff in the tank. It's been fine ever since then.
Going through their claims process is easy enough. But sometimes we don't know who the repair people are and sometimes we have to wait a while. In this case, I don't really use that bathroom, so it wasn't a big deal. But we had them come out for the air conditioner one time. If we could choose who we wanted, maybe we can get it done faster. We had to be without air conditioning for three days in the middle of summer. We had a claim for our refrigerator too. The motor went out on it and that guy came out and said, “Yup, it's the motor. It's gonna take two weeks to get the part.” That was a lot so it was a pain. But I would never hesitate to get AHS. It's just like any insurance. So I asked if I was supposed to sit back and have someone do this poor work come to my house. Then my only option was to cancel and they immediately gave me somebody else.
It's very easy to request service. The dryer guy emailed me back right away and he came out right away. He said that the board and my dryer were extremely old, but he understood why I wanted to keep it because it was all steel. He had to really search to replace the board on it because it was not being made anymore. But he found the board and I was thrilled. He fixed it right away when he got there. But when the refrigerator was leaking water, it took a week before someone came out. It was quite an easy fix. But I had water on my wood floor. Then we've had plumbing issues and they didn't cover that either. They just take money. I had them out for our washing machine and that was the only thing that they covered. I gave them the $75 deductible, but then I gotta come out of my pocket for another $900. It was pretty stupid. It wasn’t working for us. The most frustrating part of the claim process is if you can't make it work with a contractor. They don't give any wiggle room. Right away, I would get a text message from the contractor saying they would be at my house in a two-hour window. If I'm not there, then they would cancel and make me resubmit and pay again. Then I have to wait for reimbursement through AHS.
Also, the quality of the contractors is not the greatest. I had a contractor who was on the phone swearing at someone and he was very upset. And he left my water running. I couldn't shut my water off in the bathroom for five days and he wouldn't come back out. AHS refused to issue a new contractor because I wasn't available for that contractor that was there swearing at my house, which wasn't the case. I didn't really want him in my home because he's very vulgar and not nice. He was intimidating and they tried to force me to take him back. Eventually, they never came to fix it. They issued a check for a small portion when it cost me $890 to fix everything.
This recent one that did my boiler was okay but he didn't complete the work the first time. He left a lot of exposed wires out and still, the boiler wasn't working. It was awful. It had a bunch of pressure buildup and they ended up having to come back and redo the wiring. But he did a very professional job the second time. He had labeled everything and the wires were all put together in nice little protective wires.

In our case, I had Sears people come out twice, which is A&E. The first thing they told me was, “Oh, we don't do Bosch.” But when I put in my claim, I put that it's a Bosch item. So, why does American Home Shield allow them to jump in and take care of it? The latest service person just came. He opened my refrigerator, took out a door, shut the door and closed the fridge. He said, “I can't diagnose it.” When customers put in the item and the brand that they have, AHS should make sure the company that is going to take the call can service it.
With AHS, I get a lot of, “Oh, it's not in your contract. It's not in your contract.” I don't have access to my contract. Then a lot of times, you're talking to an international call center. And when you're international, sometimes you don't know the products we have in America. So, that makes it difficult. One thing AHS needs to be aware of is if somebody calls about their refrigerator. Most people only have one refrigerator. Right now, everyone's busy, but usually when your refrigerator’s going, you don't have two weeks to wait for somebody to come repair it. In the meantime, you're stuck without a refrigerator. You've thrown all your food away. Luckily, I called up my friends and said, “Hey, come take whatever you want in my freezer. It’s yours.” Also, you don't get reimbursed for it. So, that made that difficult.

We just bought the house so I was about to change it myself. I didn't know American Home Shield had a rekey service. I went with it and the tech got it done really fast so that was nice. The locks are great. I haven't even had to put any of that carbon powder stuff in them but they've been really smooth. Our AC quit working. Submitting the claim was easy. The original technician was great. Seemed to know what he was doing, was thorough, and explained everything. The tech sent out a supervisor the next day who happened to be more of a salesman. He didn't even look at our unit or verify what the issue was, and came to sell us a unit that we didn't need. And that was verified by another technician that we just hired on our own. We didn't even use the American Home Shield because we had to hire somebody to come out. We didn't want to pay $16,000 for a new unit that we only had to pay $300 for. It was not a good experience with that company.
I called American Home Shield and voiced my concerns over the legitimacy of the whole thing, and asked them to send out somebody for a second opinion. They wouldn't do it, and then told me that I could get their cash in lieu payment. If I just replaced the broken part and not the whole unit like he suggested, it would be $3,000 to $4,000. But American Home Shield only wanted to replace it for $600. So, it did no good for me at all.

The only problem with the claim experience was after we had a good experience, I got a bill that American Home Shield is raising the rate. I called over there and the one I talked to said, "Oh, we have to raise our rates to pay for the inflation." I'm disheartened about the raise. I don't know if I'm gonna be with AHS much longer because I got a renewal coming. But I've shopped around now some other places, and they're willing to do the better rates. So why would I stay with American Home Shield when I'm being forced to vacate their program because of the rate increase?
There are a lot of providers out there. Maybe AHS' internal reps aren't focused too much on keeping a customer. You got to keep them. Just like in insurance. They pay your insurance. If you're in insurance, you sure don't want to lose your clientele. I’ve been talking to a few people and they’re interested in getting better protection for their home like anybody. But now, I don't know if I can recommend American Home Shield for the simple fact that I'm getting a raise. And I've been a good customer. Other than that, everything was great with the service. There was a light blown out in the laundry room and it caught on fire. There were flames coming from it. I turned it off, and I called American Home Shield. They sent somebody out who came and replaced it. There was a light over the top of the sink that the whole bracket was broken. He didn't replace that, so I had to pay for that one. He was able to fix the light in the kitchen. I didn't have to pay for that one. He was wonderful. He fixed everything within 15 to 20 minutes.
I had put two different claims to American Home Shield. One was for the roof and one was for the electric. Both vendors were excellent. They did what they were supposed to do, fixed everything, and were gone. They even sent pictures of what they repaired on the roof. There were bubbles in the living room. I had said to to the guy who came for the roof that we had just had a bad rainstorm. He was like, “Well, we'll check the roof.” They went up there. He found the shingles that had popped nuts, which is like rusted nails. He took care of them, took them out, replaced them, put them back in, put the shingles down. And then, it is all fixed.
I encourage other homeowners to get this type of warranty because you pay your small little fee, they come in, they do the job and they leave. I was closing on this house that I was buying. I loved everything in the house. The rooms had tremendous amount of plugs everywhere. Every room had at least six plugs. It so happened, as soon as we moved in, all the outlets weren't working. I went to plug up a lamp. I couldn't plug them up. The main one was in the bathroom. That's where you curl your hair. It wouldn’t work.
We called Clear Horizon, which was on the home warranty. The tech came in, labeled every last one of these as he was going along repairing. He let me walk with him. He had to drill no holes. He checked them all, took the frames off, made sure they were compliant. I trusted him from the beginning when I first bought the house. He told me, “The light fixture is too old in the kitchen. We can't replace that. You have to buy something new,” I trusted his judgment. Everything he does is wonderful.

We had a warm day and rather than waiting until summer to find out, I turned my air conditioning on. Lo and behold, it did not work. It was blowing warm air and the outside unit wasn't coming on. I immediately put in a request to American Home Shield. The contractor responded to me that day. Someone came out the next day. It was whiz bang fast, which I was very pleased with. The guy that came out spent about an hour troubleshooting the system, determined that the wiring had been frayed or got disconnected, hooked it up, and I was back in business lickety split.
It's inherent in any warranty program that some of the contractors are more responsive than others. Depending on time of year, sometimes, they're not able to get out here soon, but because it was an April, I don't think they were to blocked up. Other than that, I've been very pleased with American Home Shield. I had another warranty service on my other house and the contractors they hired were horrible. They were not reliable at all. When I would use the garbage disposal, it was sending stuff back up the other sink, so it wasn't draining. The people from ASAP Plumbing did a magnificent job of addressing it. They came in and checked the garbage disposal and figured out that wasn't really the major problem. It was more of a blockage, so they called American Home Shield and asked for an approval to work on the blockage, which they approved, and then they took care of the problem. It was handled very well. It took about a week, but that was more on ASAP’s part than American Home Shield. They did call ASAP within 24 hours, but they weren't able to come out until the end of the week. They came in on a Monday, but they weren't able to make it until Friday based on other scheduled appointments that are already in play.
Typically, by going online, doing a claim to AHS is really easy. But the minute I start interacting with a person, for some reason, it gets a little bit more difficult. Sometimes, the reps don't understand what I'm saying or the thing I'm trying to get across. I find that to be very frustrating at times. But every once in a while, I'll get someone who understands what I'm trying to say the way I'm trying to say it. I know there's a script that everybody has to use, and so if it doesn't match with the script, it tells people off.
Last year, I almost wrote up about five complaints to the State Attorney's office because of stuff that was going on. They weren't addressing things that were obvious. I have two properties and I had warranties on both properties. One of them lapsed and I didn't catch it. So, I called back once I realized it was not being paid for and had lapsed, trying to get them to put it on the property that wasn't covered. For some reason, no matter how clearly we had the conversation, the person was very adamant that they understood it was a different property. They put the policy on the property that already had coverage on it. So, now I have one property covered twice and the other property had no coverage at all. I kept trying to get it corrected. I started in January trying to get it corrected. They did not get it corrected until probably September.
Everybody I called was trying to do the thing that benefited them the most. I called one of them and she said, “Well, you need to talk to the people who do the contract.” But people who do the contract are just there to sell contracts. She said, “I'll take care of it. Don't worry about it.” She gave me another contract. Now, there are three contracts going on the two properties. I immediately called back because I realized she was just gainfully trying to get a contract. All I said was, “I need you to switch it from one home to the other home so each home is covered.” They kept telling me they could not do it. It was not possible.
The next person I called referred me to someone who said they were gonna take care of it. I kept getting promises to call back. I never got one call back from anybody out of the eight calls I made. Finally, there was someone who was an online interaction and a phone interaction. She was very good. I really hope that she got lauded for what she did. She was able to get them to understand they needed to simply take just one address to the other address. It was not a hard process. They made it hard.
I think AHS is improving this year but I'm still watching. I haven't decided yet when I'm gonna go ahead and lodge those complaints. I’ve been with the company for 17 years and I never had a problem until last year. It was very disappointing after having been a part of it 17 years and never really had an issue. This year, my AC went out. On one of the properties, I had a refrigerator go out. I got people who live in that place. I get notified it's gonna take at least a month to get a refrigerator. If it takes that long, what's the problem with going to a local vendor who can do the same thing, probably pretty close to what you're going to pay anyway, and eliminate that whole issue? I had my tenants going for a whole month without a refrigerator because the date kept getting moved back. Eventually, I decided to accept the lowball money that I'm gonna get, bought a refrigerator and replaced it myself.
Another thing is if they're going to contract out to foreign support centers, it's almost imperative that it needs to be someone who can understand the language a little bit better. If they're working for this country, they should have a really clear understanding of the language to make it easier for information to go back and forth since they're mandating that we have middlemen. Also, there's no use routing to middle people who don't have the authority to do anything other than asking somebody over them. That doesn't help people who are going through the problem. It gets them frustrated. AHS doesn't have a problem collecting your money on time. They just have an issue with correcting things with the same kind of expediency. I used to tell everybody about American Home Shield. I no longer do that. This year, they're picking up though. It seems they’re trying to correct some of the deficiencies.

We had an electrical issue and the tech got everything working. He was fast and efficient. He answered all my questions and looked at some other stuff that I didn't even ask for. The only mishap there was the time difference. I know he came from quite a ways out to get to Midland, so I asked for the company to give me a call 45 minutes ahead of time. Then on the day that the tech came out, I was at work and I had to have somebody go to the house to meet him there and try to get the house open so he could get to work. But he waited around until I got somebody there and he was great.
AHS was great, too. When I bought this home, I had a slab leak right off the bat. AHS sent out techs and they got that fixed. I've also had my air conditioner and heater reserviced already. We've been grateful first-time homeowners, especially not having to come out of pocket because that slab leak would've really cost me, me not having American Home Shield. American Home Shield is okay but sometimes I have problems with them because they just want to automatically turn everything down and get the copay. I had a claim for an electrical problem when I first moved into the house. The technicians said it was probably the wiring and they needed to get in the wall. I have a 1953 house. It's a brick house made of cinder blocks so when technicians have to go into the wall, that is a problem because they would have to drill and then cement it. American Home Shield didn't want to pay to go into the wall and to repair the wall after. All they wanted was to repair the wire. That didn't make sense to me. I pay them $75 to replace a 29-cent wire and they leave the damage.
Sometimes they are instructed to do the least possible. But right now during COVID, they're trying to make an effort to be better than that. But the last time I called American Home Shield, they actually really helped me out. Everything was done quickly. The people they sent out to make a repair on my pool pump spent two hours there until they found the problem. It was an unusual problem so they really made an extra effort. I appreciate it.

American Home Shield keeps stonewalling. Two AC companies have come out here and said that I need a new inside unit and outside unit. In my contract, it says it covers both units in which they agreed to replace. I even hired somebody and paid another technician on my own to come out here. I didn't tell him anything they said but he said both units had to be replaced. My unit is 22 years old. You cannot run this new freon that they have through that same tubing as it'll completely destroy the unit. Within two years, you'll be needing another new unit.
The first company that came out cut one of my wires outside. I didn't even have any power to mine. The second one that came out said I got to pay for what he wrote to me. He said that I need both units replaced, the copper tubing and the line set. American Home Shield said they wanted to make sure that it wasn't an electrical problem because the outside unit was only getting 12 volts so they sent an electrician out here. He was the one that repaired the line that was cut from outside to connect it back to my thermostat. Nothing came on at all. After the electrician came out, American Home Shield sent Total Air back out here. It was a different person that came the first time that said the units had to be replaced and it was necessary to replace the line set, which is a copper tubing, and the wires. He explained that when you do that that's the brain that sends a signal to the outside unit. That was how the first technician, Jeremy from Total AC, explained.
The little guy that came out here was trying to catch a side job and come to do my wiring on the side and charge me 850. They're going back and telling American Home Shield it's a modification. My insurance doesn't cover modification. This is a unit which they guaranteed to cover in this policy contract except one company wants to charge me 6,000 and another 3,800 to change the inside wiring and copper tubing. You can get a whole unit and labor for that to change those two components. These AC companies want to make extra money besides what the home warranty company is gonna pay them to install this by writing that it is a modification. If you have to have it to make anything run, if you have to have new wires to make something run, that's not a modification. It's a necessary part of the equipment to make the new equipment run and function properly.
I have the paperwork from the first guy from Total AC where he said it needs a new line set and copper tubing. It is necessary to have that and that is the word in my contract. It says in inspection about my AC unit, if it is necessary to change any wiring to make the unit function properly, then it's covered. This is a runaround American Home Shield is giving me. I’m with this company since 2012 and I've been paying to them every month for a long time. My husband has COPD and we have been saying that we need cool air for him to be able to live and breathe. I'm very dissatisfied. They had been okay with everything but this is the craziest thing I've ever seen. I still haven't heard from them this week for them to tell me what's going on. If I don't get something settled, I'm going to the Attorney General's office in Baton Rouge. They all for the consumer. They're not for the businesses that are trying to do stuff like this.

I'd just call American Home Shield and they would make all the arrangements. I pay my $75 and that's it. It's easy to deal with them. With my recent claim, Vail Heating and Cooling came and checked the unit all out. Everything seemed to be fine and they left. Then the fan in our freezer and the refrigerator freezer had given out and the contractor came and replaced it. I'd certainly pass the good news on to other people about American Home Shield. As a new homeowner, when you are faced with some of these little things, it's annoying. When you have somebody that can take care of it, that's great.

Every time American Home Shield sends a certain company that I’ve asked them not to, they're always trying to upcharge just to fix something. I had a toilet issue where the bowl was cracked. The plumbing company was saying that my toilet wasn’t covered but it was covered in my plan. So this company told me that they'd fix the toilet for $400. They wanted me to pay for that. But you could get a toilet for $70, $80, to $100.
My contract covers all refrigerators. I had a mini-fridge claim and we had someone come out and check it. It needed to be replaced 'cause the compressor was gone, but American Home Shield voided that too. They were saying that they didn't cover mini-fridge. There's nowhere in the contract that states that they don't cover mini-fridge. Then the same company came to fix my air conditioning unit. My unit is under the house. They sent a really big guy and it was gonna be difficult for him to get on the crawlspace. At the same time, I'm covered for ductwork. But they claim that in order for them to get on there, the ductwork needed to be removed. It was an access issue and they wanted me to pay $2,000 just from setting out the rules for the ductwork pretty bad. So I asked AHS not to send them back.
Thanks for sharing your warranty experience. I apologize for the inconvenience we've caused you. My name is Stacy and I've emailed you as I would like to speak to you more about your claim.

One of the first claims that American Home Shield worked on was a dishwasher that went out. We ended up upgrading it. There was also an electrical problem with a dryer that they had to replace a cable. These were done at different times in the last 20 years of being with them. We had some electrical issues recently and the visiting contractor was very good. Our experiences have been fantastic. We have been very satisfied with all the service. The only problem that we had was we still have heat and air conditioning equipment that are fairly old. A piece had to be replaced in one of the equipment. Then the coolant that is used for that is supposedly being phased out. We ended up having to spend about $800 on refilling the coolant system.

Shields addressed the issue very well with our water heater that was not working. It was a tripped circuit breaker. The actual water heater system was turned off. It began to work once the breaker was reset, and the Shields plumber identified that the switch was off. The switch is located in an area that's not convenient or easy to see. Once he turned it on, the water started to heat up. That was my first claim to American Home Shield, and it was a simple process. I still have an issue with the water heater, but I've called and made the claim through the automated system. The first time, I called in-person, and then I made the claim online. The second time I called, the automated system set up everything and told me that since it's for the previous claim, I won't be charged. I do appreciate that. So far, having AHS is worth it.

I did the inspection that was by American Home Shield offered online. I have two units. One of them, something was on its way out, so the recommendation was to replace it now before I don't have AC in one of my units for the summer. It was bad. The initial appointment, I did online. The second one, I called because that's when we found out the part needed to be replaced because it was bad. So then I just called and asked to make sure that the same company was used. The guy was awesome. He was very detailed, explained everything, told us that when he came back out, we didn't need to be home because he didn't need access to inside the house. He just needed to replace the part and then he left the old one on the front porch, so we knew he was there. And he called. The communication was great.

I had a plumbing issue and the claim was addressed very well. The guy was very knowledgeable and he helped me out with it. Our injector pump would not stop running so he did what he had to do to fix it. He was there for about 15 minutes. Everything has worked out well with the claims I’ve had with American Home Shield other than the one issue we had with the dryer.
The dryer belt was making this horrible squeaking sound and the gentleman came out and said that they don't fix squeaks. The belt was about ready to go but whatever item it is that you need to be repaired has to be broken. The squeaking lasted for about eight weeks and we wound up buying a new dryer because it was so annoying. It was sad news but we learned. A home warranty is very helpful because I am illiterate compared to fixing things around the house. So for those people that have no knowledge of how to fix things, it's something to invest in.

The gentleman came in a timely manner when I had a claim for the element in the oven of the cookstove that had gone out. He pulled the stove out and I saw him working with wires in the upper part of the stove in the back. He completed the job. He was very professional. So far, it's worked just fine. When I made the request for the service, I paid the service fee of $75 and then they had the company to call to set up the time of service. They told me who the servicer would be and the appointment that they made was within a reasonable amount of time. It was no more than three days and it was the best they could do. But it was not an extreme emergency at any rate. Overall, the service was fine. I appreciated them coming out and taking care of the issue. If your appliance needs to be replaced, AHS will replace it with something of equal value. If you want something more, you have to pay for the upgrade.

I've always enjoyed working with Sears. They’re very courteous and helpful. I really like that group. They got very good customer service. As far as American Home Shield, I do my claims over the phone and the wait time is a little less than it used to be. It’s getting better. They still need to work on the timing a little bit more, but as far as working to get you someone out quickly, and per you requested, it is so much better. I just think they should wait until the service person comes out before they charge the accounts. If there are any changes, you would have already paid the fee. They need to go back to when they wait three days before they charge the account. So at least, the person gets a chance to come and check on what needs to be done. American Home Shield doesn't do the incentives for the referrals. They need to look into doing that, too. I referred several people and I have never gotten an incentive for it.

They evaluated the situation and told us that we were going to get a new water heater. They went to a store somewhere, got it, and brought it right over. And this all started about 8:00 o'clock that morning and we'd not had breakfast. My dishwasher and my stove were messed up. The tech got the stove fixed pretty well. The dishwasher's door was broken and it was leaking out. He replaced the seal, but he didn't replace the hinges for the door. I thought he'd fix that too, but he didn't. But overall, they were good enough. American Home Shield gave an option to replace instead of repair and now, it's like they just keep trying to repair it. On the stove, I was having to throw the breaker on it to cut it off, and it would not cut off. The tech replaced like three different thermostats on it. He left two of the knobs really long. To me, that part could have been handled differently.
I hate it that the payment goes up every year. My appliances are so old that you'd think they would replace them. Overall, we wouldn't have the money. So, the process or the thing itself is a good plan. It's just I hate that mine has gone up and I went a long time and didn't use it. My dishwasher has been broken a year, and I knew all I had to do was call them. We thought we had a nice air conditioning system. AHS changed. I had to pay them money for my Freon. I would turn on the switch and the light wouldn't turn on. I was expecting American Home Shield's website to ask more questions when I made a claim but it didn't. I just checked off the part that said electrical and it was very simple. Then, I was given a three-hour window to expect the technician out and the contractor's reps were very courteous. When I got the phone call, I let them know that I was going to be leaving from work, so I didn't want to just be sitting there. And they said that the tech was going to call when he was 45 minutes out, and he did.
He also showed up right in the exact time that he was supposed to be there. I was able to see the work van in front of my house and he introduced himself. He asked if he could come in and I said yes. He entered and had a mask on. I showed him the two issues that I had and he explained what he was going to do first. When he was done, he called me back to the switches and told me what was going on. He said they were burned out then he went to go check the other room. And then, he came back and said exactly the same thing. He told me he was going to replace them and once I agreed, he went out to his van and got new ones. I liked that he took the time to explain what he was going to do and he was very professional. If I had issues, I called them back. If they couldn't find somebody right away, they usually try the second time. Because with this pandemic, it has been hard. Crystal Clear Pool was very responsive. I had contacted them while I had had a claim previously with American Home Shield on the pool last summer. They contracted with Crystal Clear Pool to come out and do the service so when I was having trouble again this year, I contacted American Home Shield and they said that they would try to find a contractor. They said they didn't know if Crystal Clear could take the job. I contacted Crystal Clear myself and they said they could. I gave them the contact person at American Home Shield to call to arrange it. But American Home Shield hadn't gotten back to them and they continued to follow up. Crystal Clear contacted me and said, "We have a major freeze coming in this weekend and if we don't get this fixed, you're going to lose and have a lot of damage. You need to get back on the phone with American Home Shield and tell them that we need to get on this quickly.”
I contacted American Home Shield two more times. I finally got somebody responsive and Crystal Clear Pools was out here within an hour. They were completely invested and on top of it. I was a little disappointed with American Home Shield on how they dragged their feet in getting somebody assigned to the claim. The last time I had to file a claim, I hadn't experienced those delays. It could have just been a volume thing but they need to improve on their customer service a little bit.

AT Appliances came for both the washer and the dryer. They called to see if they could be a little earlier than what was anticipated, which was great, it met my schedule. Right away, they knew exactly what the problem was and how to fix it. The dryer was making a lot of noise and so they replaced a bearing in it. Then they replaced the gasket in the washing machine. But I need to call them back again because it's still leaking just a little bit on the door. Nonetheless, this was the first claim with American Home Shield and it went very well.

I'm very happy that I got American Home Shield. I had a washing machine that was not draining. I put in a claim for service and a guy came out. He's really good, really nice, very helpful, and he took care of the problem. It wasn't as complicated as I thought it was gonna be, and it's looking a lot better now. One time, I had a really weird plumber that came, but I think it was because they were so busy that they sent maybe the bottom of the list. Other than that, I did get everything taken care of.

The freezer was working, but the refrigerator wasn't working. I called American Home Shield. They had Sears come. The tech spent about three hours working on it, and then he just said it's nonrepairable and that he would report that back to American Home Shield and they would get back with me. Sears did a good job. American Home Shield replaced it, but that's the part that I wasn't happy with them about.
Their rep sent me an email and said, “This is a comparable item to what you have. Is that acceptable?” It was a Whirlpool with two icemakers. It’s very similar, just a different brand. So, I said, “That's fine. I'll take it.” I had an LG. AHS does business with Lowe's. So, they said that was 2,700 and then some dollars. We had to go through their purchasing department. They said, “Well, it won't be available till April 10th or April 14th, so you have to get Lowe's gift cards or e-card or you’re gonna buy one. But we're only gonna refund you up to $2,343.”
I couldn't find that refrigerator they said is comparable for that amount of money, and I told them that. Home Depot came closer, but still, it wasn't within the amount. I said, “Well, I’ll just wait until you can get the one from your purchasing department.” They said, “Well, you can't wait. You gotta get the e-card or go buy one.” They won’t let people wait for some odd reason. So, I said, “Well, I’ll just take the e-card.” I went to Lowe's and I bought one. It's only one icemaker. It’s a little smaller than what I had. That's how that turned out.
There's a couple other processes not too cut and dry. This is the third bad experience I had. That’s why I changed to Choice. I had another issue with a septic system. I bought a policy with septic system with them. The only reason I bought it was because I paid a lot of money to have it fixed. It was at a rental property I had. I called up one time and said, “Man, the septic system quit working again.” They said, “Well, it’s after a year. That coverage is dropped.” I said, “Well, I didn't drop it. Who authorized you to drop it?” They said, “Well, we do after a year. It's in your contract.” They were not very forthright in letting you know that they only keep it for a year and then they're gonna drop it. You can't even pay extra money for it. It's gone.
Then the same house, the coil inside the house was dirty. That's what I dread because to check the refrigerant properly you have to have a clean coil. A lot of technicians will just put more refrigerant in, which will make it cool, but it's a Band-Aid to the real problem. Then you risk burning up the compressor because liquid eventually will get back to the compressor. That's like putting liquid in a piston of a car.
I told the air condition tech, “Hey, my coil needs cleaning.” I showed him. “I’m a air condition tech too,” I said. He said, “Oh, we're not allowed to do that. We got to do the cheapest thing first.” I said, “Well, that's standard procedure. That's what you're supposed to do. That's what you're taught in school. That's what you have to do. What you're doing is not advised.” It's not in any manual. No manufacturer suggests just adding a refrigerant. The first thing they tell you to do is check to make sure the coil is clean. He just added refrigerant and went on about his merry way. Three strikes, you're out. So, I just moved on.
I certainly hate to hear that we did not provide the expected service. You have had several issue with us here at AHS & I apologize for the inconvenience. Thanks for sharing your feedback as we hope to improve processes for a better customer experience. Have a great week.

It's a perfect solution not having to interface with folks. I get someone immediately, then I can lodge my service request immediately, and American Home Shield assigns someone. It was painless. For people like myself who work and have demanding jobs, it becomes a bit challenging hanging on for as long as it takes on some instances. But my overall experience has been marvelous. From the very beginning of the call, AHS sent a gentleman out within a very short time, which was one or two days. It was fabulous, very professional, technically competent, and I couldn't be more pleased. Mike, the tech, was efficient and proficient. I certainly appreciated it. They had an opportunity to make a sale but they had integrity, the John Houseman way - "We earn it." They're honest and that means a lot to me too.

The recent claim experience with American Home Shield was good. The contractor came out within the allotted time, found the problem, got it fixed right away and was gone. So, it worked well. This service contractor was better than the air conditioner contractor that I had out last Fall. The air conditioner guy did an okay job but I had to keep working back to make sure the appointment was happening with him and that may have just been the individual. We ended up waiting five days without air conditioning but it’s back running.
The plumber came out and did a great job. For the washing machine, the guy looked at it and submitted the claim to AHS. It couldn’t be repaired and we got a good model. In that sense, we had a good experience with that one as well. So, two out of three is good. If you don't have a service provider in mind that you've used and liked, AHS’ folks have done a good job.
American Home Shield is not the cheapest out there nor do they have the cheapest service call. But there were good reviews on the website. When I chose them a year ago out of the other three choices, they were responsive. I asked for a list of things covered and they provided the model contract, whereas at least one of the other firms, price-wise, looked better, but they wouldn't provide the contract. They didn't follow up with my request. So, that was part of the rationale for my original choice and since I had it covered last fall, we're going to renew AHS.
Thank you for sharing your recent experience with us. We are happy that we were able to get the issue resolved for you. Our goal is to pair you with the best contractor that knowledgeable and able to explain what is going on. We look forward to our continued business together. Have a good day.

The electric guy was nice. He changed the lightbulb for me that wasn't even on there that I couldn't reach. It's one of those vaulted ceilings where I can't get a ladder to reach it, so it has been out forever. Currently, my water spigot hose bib's stop valve doesn't work. It leaks if you turn it. It was doing it last summer, but I worked around it. I was just going in and out with a water can because I was not worried about it. So this summer, I wanted to plant some plants and I didn't want to do that. I want to use my hose outside.
I put a warranty thing in for that because, when the plumbers were here, I got an estimate for that from one of them and they said, "Oh, your home warranty should cover that." "Oh really? I guess I didn't look." And when they came out yesterday, the guy said, "Oh, no, they won't cover that. They would only cover the stop valve. They won't cover the hose bib." I was like, "Well, call them because my contract says hose bib." So, he called American Home Shield and he said, "Oh no, they said it won't cover that. So, it will only be that and it will be 225 for the other part." I said, "I'm going to call them." I didn't pay anything. He left.
And then, when I called and talked to the customer service, the guy said, "If it's part of the main home structure, it's covered." But he couldn't say it was covered because he was not the authorization department. He ended up switching me to the authorization department and gave me the dispatch number because that's what I had to give the guy. And then, the dispatch guy said he didn't have on record anywhere where they told him it was denied. He just had a note in there where they had called and where the guy told them that he wouldn't know the diagnosis for the hose bib until he replaced the shutoff valve, and then he could give a diagnosis for the hose bib. Because whenever he would turn the valve on, water went everywhere. So, he couldn't diagnose the other part. But they never denied it saying it wasn't covered.
And then, I said, "Well, do you want him to come back out, replace that, and call you again?" Because I asked the guy if he could do that when he was here, and he said because it's a three quarter-inch and my pipe is a half-inch, they had to get a different fitting then they would have to leave and come back. And then, they would have to leave it open and exposed, and I could get bugs or spiders crawling in through the thing because it would be open without it being fixed. It was a whole crappy fiasco. That's why I didn't do anything. I just wanted it all done at once or not done at all.
There are certain things I have to go into work, so I have to still arrange for these people to come here when I'm here. It's annoying I have to keep coming out, and they make it sound like it's going to be another two times. So, three times to come out to just change one thing that could have been done. I've had a different plumber come out before and they were better. We should be able to choose who comes.
Thanks for sharing your warranty experience. My name is Stacy and I have just sent you an email as I would like to contact you in an effort to assist with a resolution.

Something was wrong with the fuse and we had no power. So, the tech came in three days after I submitted the claim with AHS online and fixed the issue. He did a good job. I had another claim I put in on the same week for my toilet and the tech came and fixed it a little bit, but it still isn't all the way fixed. It’s an older toilet and I need a whole new one. The guy told me that, too and he told me he was going to tell AHS that I need a new toilet, but I haven't heard stuff from him. Other than that, everything went cool. I would also tell others that they should get AHS because it helped out. You don't have to pay all that money, even though the issue would be money most of the time, and we don't know exactly what the problem is, so I prefer to have the Home Shield warranty.

The washing machine was not using the spinning cycle and when the tech came in, I told him what was wrong and he addressed it. When I used it, water was coming from underneath and one time when I used it and went back, I had my kitchen flooded. Because it could not be repaired, he would get in touch with American Home Shield and let them know that it couldn't be fixed. It was the weekend and because of that, it might have to be on Monday but it was not even a couple of hours that it was taken care of. AHS was contacting me about the washer and that they were going to send me the catalog, which they did, and I picked my washing machine by that night.
I talked to one of my best friends and she was talking about AHS because she uses them also. This claim was great. It was phenomenal. I also mentioned it to my church member. She said she had heard about AHS and I told her the experience that I had with my washing machine and that's something that she needed to consider being a homeowner.

I just filed a formal complaint with the Better Business Bureau - AHS should feel truly ashamed of themselves (if they were even capable of feeling any shame at all). There's a reason they have literally all 1-star reviews. I paid AHS to have my a/c unit "tuned-up." When the technician arrived he was unable to access the a/c unit due to how it was installed. (This is how the unit was installed when we purchased the apartment - you know, when AHS insured the apartment at an exorbitant price to remedy these exact kinds of issues.)
As a result, the technician was completely unable to perform any type of "tune-up" whatsoever. (As an aside, the technician was quite literally in disbelief that AHS charged a fee for the tune-up to begin with. He literally did not believe me and made me show him the charge on my credit card because he said that no insurance company EVER charges for this type of service and that it is ALWAYS included for free.)
When I called AHS to inform them of the problem they literally told me that it was "not their problem" and told me that I was not entitled to any sort of refund, even though no service was actually performed. When I asked to speak with a supervisor, the agent on the phone informed me she was "not authorized to transfer calls" and refused to put me in touch with a supervisor. When I asked for an e-mail address that I could contact she similarly refused to provide me with any e-mail address.
This is the second problem I've had with AHS in the past two days. When I called yesterday about a separate problem, AHS wasted about an hour of my time on the phone and then told me that a supervisor would call me back within the hour. That obviously never happened. AHS's customer service is abysmal. AHS's service is abysmal. We pay INSANE monthly fees for this (sham) service and have LITERALLY received nothing of value in return and, in fact, have only incurred countless headaches.
Hopefully the BBB shuts these fraudsters down before they steal any more money from anyone. Oh, and to the extent AHS tries to retaliate against me for posting this review - I am a lawyer and I 110 percent will sue. I am already considering filing a lawsuit and that would absolutely push me over the edge. I've got nothing but time and anger AHS...The ball is in your court.

I have a 47 year old HVAC system (it’s a Trane). Every time the weather changes, something breaks so that switching from heat to air or from air to heat doesn’t happen without a service visit. This time, the malfunctions include: the compressor, the breaker box and a rusted heat exchange unit that is releasing carbon monoxide. In addition, the unit requires R22 Freon which is no longer produced and the service technician said it cannot be brought up to code and needs to be replaced. American Home Shield will only replace the compressor at this time. They will not replace the heat exchanger, which could kill my family this winter, because it still works. In November I called them about a plumbing issue. The plumber said he needed access through a wall. The company wanted me to pay for tearing up the wall. I just read in my contract that they have to pay for access through non concrete walls. They violated the contract.
If you call and ask to speak to a supervisor, the customer service reps will argue with you (rep was named Ron) and tell you to just pay the requested fee so the repair can be completed. When you lose your temper and demand a supervisor, you will be told one will call you back in an hour or two... one did call back...over 24 hours later. Poor customer service, contract violations, lying to customers. Do not waste your money.

I'm learning how American Home Shield works and as it goes, it seems like it's kind of working out now as I go. The site is pretty straightforward. Maybe the categories could be split up a little bit more, so that area could be updated a little bit but the process makes sense. Recently, I had a leaky pipe in the basement. It was from the ejector pump. Two people came out, and I felt like they were pretty informative. They looked through the systems that I checked off and verified that everything was okay, and then they made the repair successfully. The only thing is my friend has home warranty as well, and their service calls are like $75 each. But American Home Shield is $100 each, which is fine when it's an actual repair, but a few times, they got me on things that they said aren't repairs. So, it's kind of like a mixed bag, but when it works, it's fine.

It takes a long time to get service from American Home Shield and it's disappointing. I don't understand why there's such a wait. If they say 48 hours, then by God, it's 48 hours. You pay a fee every month and then you're just out there for a while. I had a washer claim and it ended up that the tech ordered a motor for it and then it wasn't that. I had to wait a little longer so I was without a washer for five weeks. Then I ended up buying one. Of course, I opted out just to get the money sent to me. It was one thing after another with the inventory on stuff like that.
When they have people that they hire to do things, if it's an appliance person or a plumber, we are not at the top of their list. They take care of their people first before us. So, when we call for service, we're not the first ones that they come to. That's just the way they do their business and that's a frustrating thing. But that's not American Home Shield's control. The service guys were amazing and did a nice job then.
The representatives can't really do anything for you when you're complaining about anything. But they answer your phone call and they get things going. Then things have to be so dead before they replace it, but it is a big ticket item, and that's probably why we're hanging on. Things that go really wrong help money-wise. My contract's up in November and I pay it $89 a month. I'm going to compare it to other people.
Thank you for reaching out to us to provide your feedback and experience. We had American Home Shield years ago and they were horrible. When we bought our new house, we went with somebody else but they canceled us because they stopped issuing renewals in our area. We went back with American Home Shield and it's been a completely different experience. Once we got rid of those first few bugs with them wanting to send over contractors who had one-star reviews, it's been great. If I don't like the contractor because they have horrible reviews, I just call them and tell them I don't want that contractor anymore. Most of the time, I get West Coast Chief Repair. It's a little bit irritating because they never have the parts as they always need to get approval. But other than that, the guy that they send every time does what he's supposed to do.
