American Home Shield has three different tiers and I have the highest tier that covers everything, like drywall repair and stuff like that. For my townhome, I took the lowest tier. And we did had a leak there. So they came and fixed the plumbing. But the drywall damage, they did not cover it. But I was surprised that even the highest tier policy, covers drywall. I could do that by myself, but not everybody has the liberty to do it or physically, some people cannot do it.
I had a leaking standing shower above my kitchen. So, the water came into the kitchen. The tech was prepared with what needed to be done. He told me, "Hey, I have to break a drywall," before he did it. The way the pipe was, he could not put the gasket on. So he needed somebody to help him from the bottom so he can lift the pipe up and he can push it in. But with both calls I made, I could have found a plumber to get the leak fixed. It would have probably cost me $100, which is what my deductible is through AHS. At least, in both experiences that I have so far with AHS, the people who are coming in are coming with good rapport.
Today's call was for a garage door keypad that had a battery leak. The car remote wasn't working either because it had a battery leak also. But my garage door is working. AHS should put a field to put a comment when I'm putting my request in online. If I just say, "Garage door is not working," they may think that the garage door opener is broken. But that wasn't the case. But because there is no field for me to put a comment there, the only way I could put this claim is by calling. So I called and then the lady understood my problem. And then the guy came and he fixed the outside stuff.

Our heating wouldn't go over 63. I called American Home Shield to let them know, and their rep was great. In a day or two, a tech was here. He was very nice. He said I needed a new box for the wall. He said he’d put it on his notes that I needed one, but I don’t know if I’m gonna get one or not. Overall, AHS is great but I pay 65 a month, and then they charged me another 100 when the guy came in to do the furnace.

There was some water leaking from my tub upstairs. Home Services inspected the water that was coming out. It turned out it was a seep through the tub itself and not through the plumbing. They said it was a pre-existing condition so it would not be covered by insurance. But they were super informative and respectful. Overall, it was a good experience despite the unfortunate preexisting condition. AHS is a good investment for new homeowners. You never know what's gonna come up.

The very first time I used AHS, I was not very happy at all with their response and the way that things were handled. There were roosters crowing in the background of the customer service people that I dealt with over the phone. It was very irritating and I had to hang up from the conversation. These people were working from home and I got absolutely nothing accomplished with that phone call. I waited for somebody to call me back with regards to the issue but nobody called me back. I had to call back and I got the same thing going on. It was terrible.
I had two sinks that were stopped up. They got in touch with me very quickly. The techs were able to diagnose the issue quickly and they cleared the drain. However, there were small leaks in both of the sinks after they left. They were very slow and the tech would have had to hang around for a long time to see the amount of drops that were dropping. But he came back and did the repair. This experience was a good one.
I certainly hate to hear that you have received less than satisfactory service. My name is Stacy & I will follow up with you as soon as possible in an effort to assist with unresolved issues. Thanks for your patience.

I was having issues with some lights and the tech who came was very knowledgeable. I had a complaint with American Home Shield though and they didn’t follow through or make things right. All their customer service could say was sorry and that there was nothing they could do. I was disappointed but I kept AHS because there’s more benefit to keeping them than getting rid of them.

The heating element of my dryer was gone. It was not that easy contacting American Home Shield and they were not very accommodating either. The dryer was here when we moved in and I didn't know what the appliance number was. We got it resolved eventually. The techs that came were all right. The dryer is not heating the way it used to but it's heating.

My doors were not closing well because the rubber around the door ripped. It wasn't getting cold enough. I also had a door on my dishwasher come apart. I've used this contractor before and I knew that they knew how to fix my appliances that was why I requested them. We were happy with the technician’s work and I'm quite happy with American Home Shield, too. It’s more expensive than last year but otherwise, I'm quite happy with the coverage.

I've had AHS for a home warranty for a while now and they keep sending out crappy repairmen. They've had to replace the same parts three times. One guy they sent out was supposed to fix some electrical outlets. Instead, he talked about racist crap, offended my mother with a bunch of racist comments. He looked at the outlets, said, “This is not my problem.” Fixed two and then left. So I had to call AHS again. They charged me another $75, sent somebody else out who finally did the job right.
Another incident I had was my dishwasher was broken. It took them a month to get it fixed and replaced. I had to constantly call them every week and harass them to get them to do their job. Another instance was my AC unit. Lightning struck it. They changed the compressor. I went to buy Freon. The company that they partnered with told me, “Oh, no. We're not going to give you the part. It's not your part.” I said, “Yes, it is. I paid for it.” Until I bought Freon from them, they wouldn't accept that I was buying Freon from somewhere else where it was a little bit cheaper. They blackmailed me into buying it from them. It's not even been two years since that repair, it blew out again. So instead of changing the whole unit, which is what their tech recommended, they just bought another compressor, and then charged me $1,075 for more Freon.
One time, I just paid $15,000 to have all my floors redone and to have a bathroom redone. The plumber they sent out said there were no leaks. But my floor was going bad. So I said, “If there's no leak, maybe there's previous damage when I bought the house." Two contractors that were here to fix the floor and redesign the bathroom found the leak in less than 10 minutes. AHS is not very good at what they do. They send out these third-party companies that are the cheapest companies that they can find. These guys, because they don't get a great rate or whatever the contract did, don't put any real work into it. As soon as my contract ends with AHS, I'm not renewing.
I apologize for the inconvenience we've caused. My name is Stacy and I will contact you about your unresolved concerns.

When you open my microwave, it continues to spin and run. The techs from Fleming came out three times. At first they said there was problem with the switch and they replaced the switch. It worked for a while, but the same problem occurred. They came out again and they replaced a different switch. The microwave worked for a while, then the issue happened again. They came back, and I don't know if they replaced all the switches but the microwave worked for a while. Now, it has an electrical burning smell, so I unplugged it and it's just sitting there for a week and a half. I've called AHS recently on the 2nd and I'm still waiting to hear from them. I've also texted Fleming. I'm trying to get someone to come and I've asked AHS if they would assign a different service group because Fleming is not responding.
I explained to them that I called AHS three times and each time, they said they called the provider or that they had emailed the provider for an urgent response. Then, the person I talked to today said they called Fleming and they said they were sending some kind of report back to AHS but I don't know what that pertains to. They also said they had to call three times before they could assign someone else. But I told them that they called and contacted them three times. I respect what they need to do, but I still don't have a repaired microwave. If a service person has come out multiple times for the same thing, then at some point, they should just say that they need to replace it or send a technician who is more skilled who can fix the problem and not fix the symptom.
Other than this claim, I've had other experiences with AHS and they've been very responsive. The people who they have contracted with sent emails or called that day or the next day. They came out after we scheduled a time and made repairs. I had a claim for my refrigerator and on July 4th, the individual came out and said it needed to be replaced. AHS said that they'd send someone else to confirm that and when the other guy came out, he said they could replace the compressor. He replaced the compressor, the control board. Then, the ice maker wasn't working and he replaced the ice maker. The refrigerator has been working fine since.
All in all, AHS is a great group. Their online process is easier than calling because when you call, oftentimes, you have to call back and you're never talking to the same person and I'm not sure how detailed their account notes are because you tell your story several times. But my recent experience with the microwave is a singular incident that I have had and I would recommend AHS to anyone.

I've had American Home Shield since 2013, and I will never not have them. We had a leak in our water heater on the New Year's Eve and we were having a party that night. They had somebody come out that day. One time, a plumber came over to fix a leak in the sink, but he found some other things, and he just said, “Don't worry about calling that in. I'll just fix it while I'm here.”
Recently, the fan motor was broken on the unit and it was going to be a week before the contractor could get here. But it was really cold and they were out within two days. They were good. However, I ended up buying one instead of going through American Home Shield because I wouldn't get to pick which one I wanted. I wanted a Trane. They also don't cover the installation, just the product. Their product was going to be about 700 bucks so that’s going towards the purchase of the unit. I've used American Home Shield a dozen times. They do great work on the repairs, but when it comes to replacing stuff, they buy the the less expensive model. I've had my HVAC go out and I didn't have them replace it. I paid for it. It was the same thing with the heater.

To get through to American Home Shield was hard. I had to call back five or six times. It kept saying, “Your account’s been cancelled.” Finally, I got a person on the phone who told me something was wrong with the automated system. Also, the contractors have been terrible. I demanded my $100 back one time. I called up and put in a work order. I took off work and this guy came rolling up and acted like he was upset. My water bill was almost $300 because I got a leak. He confirmed I got a leak and when I asked where it was, he said, “It's out here somewhere.” Then he took off and left and American Home Shield charged me $100. They said they don't do irrigation. I told them, “Then why did you waste my time and not tell me that?”
Another time, we had a plumber come out. When he came in, he said, “We can't fix this. American Home Shield won’t cover it.” I asked why not and he said, "Your husband broke that whenever he was trying to put it back on. But I could come back after 3 o'clock, charge you $650 and fix it myself.” We called our own plumber and ended up paying $900 out of my pocket to get it fixed. I've had very bad experiences but this last place was good. My air was broken and the repairman came out the same day and replaced my fan. He was a great guy.

My heat wouldn't work. We could kind of hear it click on but there was no heat. My house was freezing. A tech came and at first, he changed the motor but that didn't work. He went right back out an hour after he left. He installed the new motor and the unit seems to be working well now. They did a great job and it was quick. We ended up with below zero so thank God they were very timely. I also filed a claim recently for my stove. Two eyes on my cooktop went out. I filed two weeks ago and techs have yet to fix that.
On the whole, the contractors were very courteous, professional, and knowledgeable. The process with my heat was very good. I ended up having to call because they sent me a couple of cooktops, ‘cause they're going to have to replace the whole thing, and they weren't in line with what I already have. So, that was disappointing.

American home shield is nothing but a scam and a joke. All they do is find any reason such as whether to deny any claim that you file. I have waited 5 months to have my pool equipment fixed only to be forced to have my pool drained due to it turning green with algae and having fines from the city because of the mosquitos it's attracting. When I brought this up to the company, they said they do not cover secondary damages and denied the claim due to it not being normal wear and tear. This is the 5th time they have found a new reason to deny the claim. Ultimately, my warning is you're better off taking your $900 dollars for their policy and putting it toward whatever is broken. At least that way you can say something was fixed.

When I called American Home Shield, they sent me a request for Action Plumbing. The Action plumber came to my house but didn't do anything. He just took a look and went out. He told me, “Your cleanout for the sewer is not existing.” I told him I have one outside in the backyard. American Home Shield sent me another contractor for a second opinion. The guy from Short’s Plumbing and Drain Cleaning came and checked. He said I have the cleanup outside but it’s too small. I told him about the other faucet that was dripping. He said, “I have to check with American Home Shield for me to fix it.”
The first day when I called for those things, I had three problems. The toilet was stopped up and the faucet was broken. I took care of the toilet. Since the cleanup is too small, my husband went and fixed it himself. But American Home Shield needs to fix two other things for me. I've been calling and calling since January 28. Today is February 25th, almost a month but nobody has come.
When I called American Home Shield, they told me the Short plumber had been cancelled and they were sending me the Action plumber. I told them I didn't want to deal with Action Plumber anymore because they never fix anything. They said they were gonna look for another plumber and send it to me but nobody has called me. I didn't receive any message from them and I'm still waiting. My husband told me to go ahead and cancel this contract with American Home Shield. But I told him, no. I've been with them for many years and I don't have any problems. I had a problem with my fridge and they sent me somebody who took care of it. I was so happy. But this last time, I'm really disappointed.

My water bill was really high and then I noticed that my toilets were running in my master bath and in the upstairs bathroom and in the shower. I did a work order for the faucet and for the shower separately. When High Priority came out, I thought it was two different work orders because I had two different guys come the first day. The first guy came and then he said that I needed a pressure meter for my home. So he left because he didn't have the part. Then the second guy comes out unaware that the first guy came and I was like, “Oh, I already had a visit.” I got a call from Home Shield saying that because they had already changed the meter, they weren't going to cover the shower. So I ended up paying another $300 to High Priority to change the shower cartridge but it is still leaking. The tech said that he would call me back to reschedule for them to come back, but they haven't.
Having Home Shield is convenient because, without it, I would have to find reputable companies to work with. I also have to establish the time for them to come by versus with Home Shield, they call you within 48 hours, so that part is very convenient. But Home Shield's hold times were astronomical the whole time but recently, it has been better. Also, you don't really get a clearer understanding of what you're responsible for, like with this visit that I had here where I went from paying my service fee and then paying an extra $300.

American Home Shield has been horrible. It's been the worst amount of money I've ever spent. They don't call back. They don't follow up. Most of the people they send out here don't know what they're doing. After they do come out, then they try to say that something was installed wrong, even after it was an American Home Shield person that did it. Once I prove that to them and they acknowledge it, then they say I'm not covered and want me to pay for the difference.
Rentz has been the 1% that's been good of the 99% that's been bad. They did a great job. They came out and fixed one thing and has been incredible to the point that I'm not gonna renew American Home Shield, and I will probably start calling Rentz and pay them myself to come work on my stuff. I would never again tell anyone to use American Home Shield. I'm done with it.
I have an older heating and air system, so I thought, "Hey, it might be worth it. They'll come out and fix stuff." I have spent $75 after $75 on service calls, and I'm still having issues with it. Once I've done that, then American Home Shield says things aren't covered. A new homeowner would just be better off getting a good heating and air or a good plumber or a good contractor on their own to just handle it rather than going through American Home Shield. It will be far less headache.

American Home Shield has been good so far. We just pay the $100 deductible, and then they come and fix the problem. We had a power outage with our electrical in the condominium. It would have been at least $500 deductible out of our pocket on our condominium homeowners insurance policy. But we saved $400 by just using the American Home Shield. The electrician came and changed the wires and fixed the breaker box, under that $100 deductible. It's just that now, I have a bathtub. We're enjoying our service with American Home Shield. But sometimes we have to call them back a couple of times for appliances that their contractors repair. The maintenance person would have to come back out because the appliance got back to where it was. On the washing machine, they came this week. The other time we waited too long so we had to pay for the service. The recent claim we had was for the lights in the bathroom, kitchen, and downstairs. You had to turn one on for the other one to come on.
Our home warranty is beneficial but it's expensive. My monthly fee is high and I have to pay the $75 fee. Everything's going up right now so I'm trying to consider my home warranty. Other than that, their customer service is very polite and professional. I've had a couple of problems here lately. They get on it right away because I get a text right after I call. But when COVID was spiking, I had to call and tell them I hadn't heard from anybody.

I had an issue that originated back before the 8th of January in the washroom when the washing machine was leaking and it just filled up a lot of water in my washroom. I thought it was the machine itself. I called Home Shield and they had someone come out to check the appliance. He checked it out and then that was when we could see that the water was actually coming from the pipe when it was emptying. It was backing up and coming into the house. Home Shield then sent A & B Plumbing out.
A & B Plumbing had a late appointment to come out. It was almost 8:00 when they came. They said they were rotting out the connector in the washroom, which they said was successful. When they left, I started the machine and I was having other issues. I called the tech straight back and he did not answer. He shot me a text message telling me that he was on the phone. I texted him that I was beginning to have some issues in the bathroom because it was beginning to bubble in the toilet and it was beginning to come up in the bathtub. He texted me back and asked if I had a cleanout in my yard. I stepped out there and looked. He said to send him a picture, which I did. The tech then told me to screw off the cleanout. This would be something that he should have come back to screw off to see. However, my last text to him at that time was, "I don't think I have the strength to do it." There was no other response after that. That was a Saturday.
The next Saturday, I tried the machine again. When I did, it was not only bubbling and not only spilling over in the washroom. This time, the toilet was filling up and about to overflow. I tried to call the tech again but got no response. I call Home Shield and explained to them what had transpired between the communication between the two of us. They tried to contact him then they said it was the weekend so they were going to try and contact him on that Monday. I kept calling back and they said that he had closed the ticket saying that I did not have a cleanout in my yard and that the only way to do anything was to do it from the roof, which was not covered by a warranty. Home Shield was gonna send the ticket back to the etch and give him an opportunity to recant to fix this.
When I called back again, Home Shield said the tech was still stuck with saying I did not have a cleanout. I didn't want the original to come back out if they went to that extreme of not coming back to see what my issue was. Home Shield was going to move the claim up to a second opinion. K & S came out. I showed their tech the cleanout and he was trying to work with it. He established that a camera and something else he said would be needed to see what was causing it to not reach from the actual cleanout to the main cleanout, which was the city's line. He called Home Shield while he was there to explain to them that I did have the cleanout. He sent them pictures and he was stating that perhaps their feet need to have been held to the fire for putting me through all of that because the other tech didn't even come back out.
I'm still dealing with this and K & S did me a little favor. He took the cap off of the cleanout. But it's in my driveway between me and my neighbor's house. I tried not to do anything but just normal stuff, like taking a shower and flushing and not using the dishwasher. I've been having to go to the laundromat and spending about $30 trying to wash then I can come back and use my dryer. I've been dealing with this for over a month.
I had this problem before with my heating system. Someone came out and they gave me a little runaround. He would come out, do something, and get the unit blowing for a minute then it stops. From my perspective, it looks as if the tech wanted me to purchase a whole system and I was a little concerned with that. I paid him the service charge and I asked Home Shield not to send the tech back out. Home Shield accommodated me with recognizing that I was having an issue with the tech. They understood the pain and that I went through some cold days because of the tech filibustering.
Home sent me someone else who immediately told me, "I know what that is" and fixed it right away. The first guy told me that the system was so old but I told him that when I had an inspector in here, he didn't tell me that because I recently bought the house. I asked the second guy for his opinion on the system. He assured me that the system would probably outlast me. There is nothing wrong with it. That gave me a little bit more comfort.
Home Shield was a part of my closing when I bought this house in 2019 and I've kept it ever since. I love them. With my last renewal, I moved up to platinum and I'm thinking, "I'm not only paying $75 for our service call, but I'm paying 100."Where Home Shield has held up their end of the bargain is where you can replace a person and give me someone else then I can move on.

I've been a customer for a little over two years and the last month I've had to use your service for the first time and it's been horrible since. My most recent issue is I had a leak where water was coming out the wall on 02/04/2022. The rep did not treat my issue as an emergency after asking her several times. I was given the info for a plumbing company that I contacted because they hadn't call me. The guy said, "I'm driving. I'll call you back." Hours later around 6:30 he called back and said that he couldn't come out until Tuesday of next week. I couldn't wait that long (No water in my house). I called you back and was given a different plumbing company but the rep said that there is no emergency service and there was nothing that can be done until Monday. I spoke with Danco which scheduled me an appointment for Monday 02/07/2022 and they never showed up.
I called AHS again and got a rude representative that refuse to hang up the call or escalate my call so I can speak to a supervisor. I called back and my call was escalated. I spoke to Val who stated that she will waive the $100 service fee because I had to stay in a hotel room and I still had no service contractor scheduled to come out. I called back to see if I could get a different plumbing company out but was told by the rep that I need to give Danco time to come out and fix the problem (After they didn't show up).
We called Danco and they schedule me for the next day between 9-12. When they didn't show up the next day I called and got my call escalated to another person in the escalation dept. We got Danco on the line and they promised to come out by 5pm (which they did) and I spoke to the rep in the escalation dept regarding my reimbursement because AHS charged me for the service fee anyway. I was told that it would take 3-5 days to be refunded.
Today 02/16/2022 I have not been refunded. I called a rep and asked her to escalate my call today at 10:05am. She refused and said I will be refunded next time I need service at my home. I asked for her supervisor and she said, "I'll put a request for a call back." I advised her that she did not assist me and asked her to end the call so I can do the survey. She didn't end the call, put me on hold so I wouldn't have a chance to complete the survey. I've been on hold for 28 minutes and still holding because she refuse to release the call.
This is not how customers should be treated. I also was told that I had to pay out of pocket because my warranty didn't cover access to my pipes, looking at my contract it shows that access to the pipes are covered. As of today I'm still dealing with rude representatives, still don't have my 100 service fee refunded, still on hold for 30 minutes and I've been out of pocket for $250 when my contract should have covered the repairs. NOT A HAPPY CUSTOMER AT ALL.

We had problems with our washer and dryer not functioning properly. The washing machine had a leak. The dryer just shut down. It was no longer heating or running and that was what prompted the initial call with AHS. They sent me the contact information and the name of the contractor and then let me know that he should be in touch with me within 24 hours to schedule a time to come out and check the appliances.
The tech was outstanding. He showed up when he was supposed to. I like his knowledge, his honesty and openness on what was going on and what was going to be done. He informed me also that he had to submit the information to American Home Shield and let me know if they would, in turn, have to authorize the repair. So he made no promises. He just figured out what was going on. They had the part on order within a day. The only thing that I wished was if it could have been done a little bit quicker. But I would definitely recommend AHS.

So, I called AHS. The techs put it in a part, and they gave me some more Freon for it. It seems to be okay right now. American Home Shield did a good job of getting repairmen that seem to do the most good. I've had some decent people here and they didn’t take that long to get here. But through my own development, I had to wait days for something else to do with a sun sheet that I have in my ceiling. It took about six more tries for them to get somebody here who didn't work out. He told me I had to make sure that I push it all the way back because even though it looked like it was on, it wasn't completely on when it came to the outside unit. I got the heating unit checked out last year, and then my sister and my parents had this company come out and check it twice a year for the heating and for the cooling. So, that's a good idea because I don't know anything about it. I've never had this kind of heating unit. So, I had their people come out to check the furnace, make sure that they change the filters and all that stuff that they do. Since it was their first time, I guess they did a pretty thorough check and they found some cracks in the -the heat exchange part. They showed it to me. They weren't totally perforated though because they weren't getting off carbon monoxide yet. But it's an older unit. I said, "Okay, well, What? Do we just call?" They said, "Yeah, it's covered."
I called AHS and they said, "Yeah, it's covered," and they determined that they needed to put in a totally new unit as opposed to just repairing the cracks. That was what happened. They sent out the company and supplied the unit and they installed it. American Home Shield is well worth the money. It's definitely something to consider. I'm very satisfied with it.

There was no heat coming into the house. When a guy came and checked it, he said the compressor. He was very nice and professional. He had to come back a week later to do the replacement because the compressor had to be ordered. The only thing was the guy told me American Home Shield was going to cover everything but they modify it. the home warranty said no and I had to pay $425. I was not expecting that. It was a lot of money but I paid it. The tech came and got the job done the following week. I haven't had any problem with the unit since then.
The only problem that I had was the breaker is tripping with the light downstairs and upstairs. The tech said that it was the AC compressor that was doing that. After that, it was still doing the same thing. I call about that and was told that it was an electrical problem and had nothing to do with the compressor. I had to call an electrician to get that taken care of. But I thought it was a compressor because the tech told me it was a compressor that was causing the breaker to trip. Once we replaced the compressor, I shouldn't have had any problems with that but I was still having the same problem. I called American Home Shield again and booked the electrician. They came over here and they said two of the circuit breaker thing were out and they replaced them. It's been a rough roller coaster. We've only been here a month and I had to do a few repairs here and there.
American Home Shield gets the stuff done. When it comes to when I call to get anything booked, they get it booked right away and they'll send somebody out. With the TV thing, I put an order in since last week. The breaker tripped a light upstairs in my son's room and then the TV broke. I had to go buy another TV. Someone was putting an order in for me to get the TV replaced but I haven't heard anything about that and it's just so frustrating. I called American Home Shield a couple of times already and I'm tired of it. So far, I pay American Home Shield a lot of money. When I moved into the house, the owner bought the insurance. I then upgraded it. I added an additional $175 or $200. I ended up having a problem with the thing. I had to pay two or three different times for someone to come out here to look at and fix stuff.

The washer went out and American Home Shield sent out Ace. Ace came through. They did pretty well and they diagnosed it remotely. We were able to pretty much do a quick assessment that replacing it would be incredibly expensive and to make that choice to replace it. They also did the refrigerator. The parts arrived in about three weeks. Then they came out and replaced it. It was good. The guy was very knowledgeable. He wrapped his feet with booties. He was very thoughtful and considerate. Overall, it was nice.
American Home Shield's website was fairly straightforward. It was a little confusing but it was super nice. I was on the phone when I was requesting my claim and it was great that I was able to lump multiple claims under one deductible. That was done with the customer in mind, which was extraordinary. When I did the claim for the appliances, I would have done two or three more electronic submissions and it would have been $75 per issue. Instead, they were able to put them together and make $75 cover one group category. It was great.

The contractor got right back to us right after we put the service call in. The icemaker part was broken and there was missing a part. They got back to us the first of the week and they got there two days earlier than they thought they would. They repaired it and they did a good job. But with AHS, you need to read the fine print. We had a hot water tank that went out and we were super unhappy about the service we got from that. AHS replaced the water tank but we had to pay for the pipe and the new hookups for the water. All that had to be done was put the water tank in and they could have put the same stuff back in but the contractor wanted $700 just for the accessories and the installation of it. They wanted $20 for some of the accessories but we bought them for $3.85. So, we installed the new unit ourselves and it cost $485. And the installation didn't take an hour.
The thing is, a paragraph in the policy says that they'd replace your hot water tank or replace your air conditioner. Then you have to go to the back of it to look about the accessories to go with it. So I called AHS and asked about it. They said, if I was looking under such and such at the back, the accessories and extra are not covered. And even at that, we bought those parts for 50 bucks but the company that they dealt with at that time wanted $700. My husband said that was ridiculous. Other than that, we had an icemaker claim and the company that we dealt with before did a good job.

I've had to use American Home Shield quite a bit over the last few years with purchasing a big home that had two of everything. It was a little rough during COVID for a bit to get through and it was also a challenge with the amount of vendors available to us where I live. But other than that, for the most part, I've enjoyed the service. But we just sold that house so I need to cancel my policy. Overall, for broken air conditioners, heaters and dishwashers, AHS has been fine. But when I had a leak that I had to remove some of the sheetrock between two floors, their list of plumbers were not ideal. I ended up opting not to use them and paying for it outright instead. Also, the premiums were starting to go up so I was gonna start looking at it a little closer of taking that same yearly premium and putting it in the savings account, as it crossed the threshold that didn't make sense to be paying that plus the $75 deductible every time you did a claim.

Overall, the claim process isn't bad. I've never had problems until this year because I had three vendors, back to back, put that modification down on their work order instead of just saying what they had to do. Originally, we had somebody come out and there was a power drop from the inside box to the outside box. AHS sent us an electrician to come out to fix that. We had power running in the line originally. Then for whatever reason, we lost the power to that line. They were going to have to run a new line from that power box inside to the one outside. They put on the work order they had to do a modification. So, it wasn't covered and we got it taken care of ourselves and got the electric working again.
I called AHS back and they sent the AC guys back out, and they were about to do the same thing. They were about to write down modification needed. I told them, “Do not do that. If I need a thermostat, you write down a thermostat, and that's all I needed.” We got the thermostat. That process took about three weeks. I would still tell people that AHS is great. They just need to watch the vendors and make sure they put down just what they need to do.

One of the pipes in my wall was frozen. The contractor came out but they didn’t do the job that day because they needed the part. The tech ordered some piping and one baseboard. Then I called and said, “Hey, your guys ordered a part. But we're expecting a blizzard in Connecticut and low temps.” So, I asked if they could make sure they’d get out before the blizzard. The tech said he would put me in for Friday before the blizzard. But that didn't happen. So I went through the blizzard with more pipes freezing and I tried to do propane tank heaters in the basement to keep the pipes from freezing.
Monday came but they didn’t get out there. They were still waiting on parts. The parts were due to come in on January 27. They finally got out there but the guy had one pipe and he didn’t have the part. He cut the pipe. The pipes were frozen. It was horrendous. He said he couldn't get it going because he said he got to tell his boss to the warehouse to get the part. Then they would have to come back. So now, I’m still trying to keep things warm and I put my tenants in a hotel because now my toilets are frozen. My water system is frozen.
I called American Home Shield and told them, “Hey, these people are not coming out.” They assured me that they will go ahead and try to take care if something were to happen. So, my water tank went all right. But my boiler is messed up. One thing that American Home Shield said to me was that if I were to use the word expedite or immediate or hurry when I initially call, they could expedite it rather than me calling and having to expedite later. They said I didn't ask them to expedite. But I didn't see where I was supposed to ask. I told my pipes were frozen and it was freezing. But I didn't know I had to use the word expedite.

When I signed up with Home Shield, I was more than pleased. There was a time, though, when I had a claim for my washing machine and they told me that they could work on it but then, they said they were going to replace it. But I enjoyed that during the times that we couldn't use the washing machine, we got reimbursed for going to the laundromat. Also, there have been a couple of times where I’ve needed assistance really quick, like for my furnace. It was cold and by the time they finally came out, my brother had dealt with the issue. Then, we had Wright Jones Plumbing come and check out an item that needed repair. They decided I need to get a new one so we did. The only thing was that Home Shield took care of the cost minus the installation. They did the installation but the money for the parts needed to install it was out of pocket and that was about close to 300 bucks.

We're glad that AHS covered our latest and only claim this year. The contractor guy was great and he took care of it. He was going to go into the house to see if there was water under there from that leaking toilet. Having a small amount of floor that was damaged in the home, but not bad enough to really leak into the next level, but it saturated that pressboard junk that everybody uses for flooring in a new home. When they got it all replaced, there was always a little bit of a void, or a moat, around the drain hole where the toilet goes. If water leaks can sit down in that and it only can go down and it can't come out.
I fill those voids up with silicone, and at the very least, seal everything. If it puddles, it'll stay there until it gets full, then it'll run out. So, that was how we discovered this one. I had done that when we bought these toilets. Every time we flush, a little water would show up out that opening in the silicone. It was coming down instead of going down. This guy said, "That's pretty smart. We don't ever do that."
I did that on both toilets for the very reason that it worked. We had water show up instead of going down for months or years until everything gets sloppy and it's, "Man, we got a problem." None of it was cracked, none of it was heaved, nothing swelled up. I assumed all of the water came out. There was just a little bit and they've been doing it for about a month. Unfortunately, we didn't catch it the first day, but we got it fixed. I could have done this myself and done the whole toilet thing. But with my back, it was nice to have a young guy there fix that toilet up and re-set it. It was 100 bucks, totally worth it.

My unit was making a funny noise and wasn't working properly. It didn’t take very long at all for the tech to diagnose the issue. I had my mom there and I was on the phone with her. It took about 20 minutes. Everything has been working alright so far. I've used American Home Shield twice. Every time I’ve used them, I’ve had to pay, but considering the money that I had paid versus if I did not have them or any type of warranty, it would have been a lot more. So, I would recommend to anyone, if not American Home Shield, at least look into getting some type of home warranty. Also, every time I've called AHS, I've never had to wait a long time to get someone out there.

I had an issue with my water heater. I called American Home Shield and service people came out right away when they got the service number. But as to how fast I got the service number, I had to wait five days for that. I would like to speak to somebody that's higher up because that was unacceptable. I had a credit that was on my account. American Home Shield kept passing the ball then it got sent up to the escalation department. I never heard back from them until I really pressed the subject. That aside, the service people that came out were able to fix the issue with the water heater.
I dislike dealing with American Home Shield's process when you have a credit and how long you have to wait for a repair person to come out because I had no hot water on two separate occasions. At this particular juncture, I would not recommend American Home Shield. I have been with them for over 20 years so I was really not expecting to be treated in that manner. I'm really perturbed.

I have had difficulty with American Home Shield trying to deny several of my claims. They are quick to deny things without getting all the information. For the most part, they have done very well with regards to quick fixes. But if we're talking about replacement and bigger issues, you're going to get pushback from American Home Shield. When my heater went out, one vendor came out and was saying there was water damage. But the water damage was from 15 years ago. My roof leaked and it happened to be up in the attic. They saw that the platform got damaged. They tried to say that it was current water leak. American Home Shield was trying to dismiss my claim. I was very upset and had to get a supervisor. I told them it had nothing to do with the heater. It was the foundation that was on. Then Relaxed Heating and Air came out and fixed it.
I've been with American Home Shield for years and they're consistently going up on my price and not even giving a multiple property discount. I used to be able to contact my sales rep, who was kind of my advocate, knowing exactly what was going on and presenting my case to American Home Shield correctly. I have found that some of the agents are not understanding what I'm saying and get confused. It would be good if American Home Shield would have an advocate for a certain area and not just have customers call and speak to entry level people that may not speak English.

There was no heat coming out of the unit and the tech found a broken sensor. He was efficient and fast. He came out, diagnosed it, got the part and put it in. It took a day. My dishwasher had a broken tray and the light that had to go in, and it took a week. That was over a little bit of time. Everything is working but I still am getting a flickering light on the light in my office. I wasn't that satisfied with who came out because he was dismissive of it and was so sure it could be my refrigerator. But I unplugged my refrigerator and it changed. I told him that if I plug anything, the vacuum seems to make it flicker too. So, there was something going on.
I'm traveling and I'm not around as much as I'd like to be so I didn't get back to American Home Shield soon enough. So they said I would have to pay yet another $100. If a person's busy or a problem comes back that still didn't seem to be repaired, AHS should have longer than a 30-day, “You have to let us know.” I get that it could be a new thing but it's exactly the same thing. It just never got fixed.

AHS has a quick turnaround but they don't follow through very well. And when you try to unsubscribe because you're angry because your customer service is pitiful, they give you the runaround. They connect you over four times and you get hung up on. I recently had a claim for my furnace and the techs had to come back out later and replace a part. I'm not a heating and AC kind of guy, but usually, if you got it fixed up and you got to fix it again in a couple of weeks, it means you didn't fix it in the first place, you just got it going. But the people were nice and they responded quickly. I also found out that I had to get a membership with them for them to come out here on a weekend because they don't answer American Home Shield's request except on Monday through Friday. So if the AC breaks down on a Saturday, you have to wait until Monday for them to respond to it.
Other than that, the process of requesting for the service from AHS was pretty smooth and straightforward. But there's no way to request who you want to come out. And when you request help for the second time, there's no way to say that the techs have come out once and to request those people to come fix it again. Because if somebody else came out and it was the same thing, they would have charged.

He gave us different options but what would be best. I was very pleased with him. But AHS said they couldn't do the claim for my roof and I was very disappointed. The answer they gave me didn't make any sense. They said it wasn't wear and tear and it was actually from the snow. I didn't understand how that wasn't covered. That’s what’s gonna make me reconsider either re-signing the contract or even getting that extra insurance, because I purchased it just so we could be covered.

The toilet was just running and it wouldn't stop. The guy showed up, and he was very quick. He just put a new ball and cock, toilet valve and nut and shortened the chain. Now it works, so I'm very happy. Usually, the claims process with American Home Shield goes pretty smoothly. I'm having a tough time with this one claim going on right now. It's unbelievable. It's for a washer that hasn't worked for quite a while. They sent out somebody who took a long time to get back, which is fine. I know we have supply problems. The guy came back, and he never noticed the first time that it's a gas dryer. He said, "Well, I'm not licensed to deal with gas. I can't do this." So, then he said, "I'll come back with another guy and we'll fix it." But I never heard from them again.
I called the plumbing company that was supposed to do the work, and they said, "Oh, we're not gonna do the job." I said, "Well, why didn't you tell me? What do you mean you're not gonna do the job? Shouldn't I get a new washer then?" They said, "No, no, we informed American Home Shield." Then I called American Home Shield and they said, "Oh, yeah, the job is done." I said, "No, it's not. The washer was never repaired and it doesn't work. And I'd like to get a new washer-dryer." It shouldn't be this hard. I'm still waiting. A different company is coming tomorrow through American Home Shield, and they're gonna look at it and then assess it. So, it's gonna be a whole bunch of service calls, and nothing has happened so far.
If the first company can't repair it, then they should just get a new washer. Also, the first company was so rude. They told me, "Oh, it's too hard to pull the washer-dryer out." It's in a little closet, but it's been pulled out before and installed. They told me that I should pull it out. I said, "Well, I'm a senior citizen with arthritis, so I don't think that's gonna happen. And you're the company that's supposed to come here and repair it." I was very unhappy with that. But as far as Mario, the plumber from American Plumbing & Drain, he was fine.
I'm rethinking having AHS. You have a choice, when you buy the coverage for a year, of paying less premium and higher service charges or more premium and lower service charges. I'm with a lower premium, and I'm just paying this fortune and all the service charges. I'm thinking, "Well, I'm paying $125 an hour through American Plumbing for each visit and a regular plumber isn't that much more." If I don't have American Home Shield, I get to pick who I want. Other than that, they have nice people coming out to service the heaters, and they give you a free heater checkup every year. Those went really well.

He completed what he had but I didn't know it because some parts came to my house later on. I called back and they rescheduled an appointment because the refrigerator is doing the same old thing again. Everything in the refrigerator is freezing better than the freezer side. That's the downside of having it fixed. Other than that, the young man was very professional and he handled himself well. Someone is supposed to come out next week, on the 23rd, to try to fix the refrigerator again. On the whole, the claim process was not bad. Then, the technician noted that my disconnect was one of the major issues and they sent an electrician out here. It was running correctly when the electrician got here and he said there were no problems. But the disconnect had a crack in it where the fuses go. Any side vibration or something would stop it from getting the right current and stuff. Performance Air then came out and they were nice and polite. The technician was timely and informative to me. I removed my washing machine, had it unscrewed from the valves in the back by the washing machine, then installed some flooring. Then, I was going to put my washing machine back on except when I opened the valves, they wouldn't seal as they opened so, they were leaking. I was able to stop the leaking from just closing them back up and I thought that if I would open them up again and see if they'd not leak as they were connected to the washing machine. Unfortunately, that was the case. They also looked corroded and like they’ve been there a while.
So I called in through American Home Shield and ASAP showed up. They immediately identified the fact that the valves were soldered on, so it would require cutting the pipe. The current thing is that you crimp on six inches of PEX pipe, then you apply the valve, and you move on with life. But when they were there, they informed me that they had to do pipe modifications and that was not covered under my Home Shield warranty. They also said that AHS almost never cover it. So I looked at my contract and I didn't see anything about the fact they had to cut some pipe in order to add a couple more extensions on just to allow new valves. But I needed to wash my clothes. So, I got out my credit card, they swiped it for 285 bucks, and they did a great job.
When I looked at the invoice, I noticed they invoiced Home Shield for $205. But I paid $285, so what did I pay for if they got 205 out of it. I asked one of the plumbers to call me and tell me what the 285 paid for. But they called back and unfortunately lectured me about what I did or didn't do. Then, a young lady from Home Shield found a part of the contract that talked about equipment removal and they won’t cover modifications if you have to remove a piece of equipment. I could see where that would apply but my issue wasn’t anything like that.
So then I called ASAP and they said they were going to have a technician call me. This was last Monday and in fact, the office manager called. She was going to tell me that she has yet to get a technician to call me, but she took up the issue with me. I told her that all we’re trying to do is justify what the breakdown of the 285 homeowner charge was. And to date, she never had the technician call to justify that. So I'm having a feeling that's probably a way Home Shield works.
The next thing that happened was, they said they'd call American Home Shield and have them bring in a person to fix the sheetrock. I said okay and after about a week, the valves were working. The first gentleman that Home Shield got to me wanted $300 to do the whole job because he said that Home Shield doesn't pay him and that they only tell him to put the keys up. He said he'd do the work for $65, that he had to pay $16,000 in taxes recently, and that he really needed the money. So I took a picture of three 20s and a 5. I told him that when you gets here, this cash was his. But he said we wanted it to be thru Cash App. So then I called Home Shield and I told them that we needed to find another vendor. The next gentleman came out and he seemed to be one of these jack of all trades guy. He did a great job and as a result of his work, I was able to paint, texture, and get things done.
Other than that, I have this lingering feeling that I probably shouldn’t have paid the $285 to ASAP and it feels like I got took. And as I look into the contract, I think that's the case. I’d like to tell Home Shield to do business, but it would give me a sense of justice is if they could cross them off their list because I looked on their Facebook page and I looked for praises, which you’d see on social media, and the ones who were motivated to say anything, for the most part, were not happy with some of their Home Shield interactions. And it’s bad for Home Shield’s brand. In the end, ASAP got an excess of $580. The work performed is holding, but their interpretation of my contract with AHS, coupled with their criticism of fact that I didn't spend enough money with AHS, cost me $285. They overcharged me on top of the fee and I don't know why Home Shield would want to carry them as a provider.
Are you still in need of assistance?

We also called yesterday. Our sewer was stopped up and I couldn't get anybody there. It seems like there's no sense of urgency. When your sewer is stopped up, you can't go to the bathroom or take a shower. To me, that's a bit of an emergency. When your house is hot, you can't get cool for two days. In this case, it took about a day and a half. Maybe in a large city, that's normal. The thing that bothered me with American Home Shield was that they said to me, “Well, we have to follow back up with them.” But if they don't respond within at least a 48-hour time period, then somebody else should be sent out. Because it took about eight weeks before they sent Hull out and get my issue resolved.

We ran the heater, and the air and heat wouldn't come on. But I didn't check the breaker, so when the technician came, he said that the first thing to do is to check that. Apparently, it was off, and I didn't how it got off. We turned it on and everything went fine. I had dealt with them before. He's always treated me right and he's never overcharged. He could've charged me a lot of money this time, but he was honest and the breaker was just off. The company recommended him the first time I called AHS about my air condition and so I just asked for him ever since.

We had a really bad cold spot. We've got two furnaces and we had a hard time keeping the pilot lit on the older one. If we set it on 72 and it reached 72, it would turn off and we've been having trouble with it for about three weeks. When we submitted a claim by phone to AHS, our experience was great compared to every other one we've ever had. In the past, I have never been able to understand their reps' English and I'm a language teacher. It had been a horrible experience. But this time, the person explained everything and it was amazing.
The tech who came out was wonderful, too. He took care of the problem and worked on our heater. He knew what my problem was and understood me. He worked on the parts without having to get parts. He took the unit apart, cleaned it, and worked on it. So many times, when the technicians come out, they'd say that they need a new part then they'd go out and we wouldn't hear from them in a couple days. But this time, we were very satisfied with American Home Shield.

I'm happy with the contractor that AHS sent out and with the product that they installed when they installed my furnace. But I started calling about the claim on December 5th and I did not have reliable heat until December 31st. First, they replaced a circuit board, then they came back and they replaced it again. And then they replaced it again. Finally, after about 25 days, they decided I needed a new furnace. I'm not mad but I'm really disappointed about that.
With the way I got treated, I’d never refer AHS to anyone. I assume that because I was treated this way that maybe that’s how AHS treats all its customers. But I would hope not. Aside from that, when they took the new furnace in, they had to change the ductwork and it was $550. And the only compensation I had for not having dependable heat for a whole month was that they they got the new one in on New Year's Eve, because on New Year's Day, it turned about 10 below and we’re lucky that we didn't freeze all the pipes in the house over the last over 30 days, because then we got a whole different problem. And after all that, the only thing I got was the $100 service fee back. They said they're going to refund that but I don't even know if I got that back because I don't really look at my credit card statements much.

The first technician that came out for the washing machine thought he figured out the problem, but it wasn't it. So they had to order some additional parts and come back out later. But they got it all taken care of. It seems to be doing fine now. They did a really good job. I was impressed. They were friendly and they cleaned up after themselves. So it was fine. I had several claims recently. One of them has to do with sink repairs and that has not been resolved. I'm just waiting. I spoke with someone the other day about it and there was a question about what the contractor said where American Home Shield would only pay $125 towards the repair. When I called, they said that's not true. Right now, that's going back and forth. I was told that the people at American Home Shield have been on vacation for 10 days. I was supposed to hear back on Tuesday. Today is Thursday and I still haven't heard anything.
Some of my claims with American Home Shield were terrible. After the technicians were here, I had to pay and call somebody myself to fix things. There were times that I had to cancel and I didn't get my $75 back. I was really considering renewing the policy and I'm really thinking about it now. It depends on how this next issue is resolved because it's very frustrating. It's a long and drawn-out process. I don't seem to get a person to come back and make appointments. I don't find out whether something's been ordered. They didn't tell me about an order this last time on the sink. That's something that American Home Shield is supposed to take care of. I spent a lot of time trying to get in touch with the people and having to go back and forth on text messages. I'm 83 years old and I'm truly tired of having to do all of the work.
In the last month or so, I saw an improvement. I was very impressed that once I put a request in, American Home Shield assigned it and I got an email back saying it had been assigned, to whom, and that they're supposed to call me within 24 hours. Some of the service companies do. When parts were ordered and mailed to my home, I was notified of that. I was notified when that contractor would come back and do the job. I got really excited when I saw how efficient one request was taken care of. That was the perfect way it should happen.
The other thing was I was charged an additional $250 that I had to pay out of pocket. I got that information from the contractor that told me that American Home Shield would not pay. If I understood him correctly, that was the disposal of the old hot water heater. I was surprised about that. I hope that American Home Shield is going to continue to stay on top of the situations and at least follow up on people. That would really make my life easier.

My refrigerator went out so I called American Home Shield. Every time you get someone dispatched, you have to pay $100. A guy came out, looked at the refrigerator, and he said he fixed it. About two days later, the refrigerator went out again so I called the guy directly. He came back out and he said I needed a new water filter. I purchased one and the guy put it in. He cleaned out the thing and the refrigerator is back to working again. It lasted for about five days then went out again. I called the guy again and he said I needed to change the settings on the refrigerator. He corrected the settings and the refrigerator came back on. It lasted for about a week then the refrigerator went out again.
I called the guy back and he told me that I needed to call American Home Shield for them to send him out again. The very first time he came, he said the switchboard needed to be replaced. American Home Shield purchased that and he installed it. But the refrigerator kept breaking down after that. This last time, I called American Home Shield back and they sent the guy out again. The refrigerator has been down for about a week now. All of this is within a matter of two weeks.
The guy came back out again and now, American Home Shield is telling me that the same part, the control switch that he replaced less than two weeks ago, needed to be replaced again. They're ordering that part again. It will be here on Saturday for him to come out and replace again. Instead of American Home Shield replacing the refrigerator, they keep replacing the same parts that keep going out a week apart, which is costing me hundreds of dollars to keep replacing groceries. I purchased food and had to throw all the food out twice.
When I called American Home Shield today to go over that with them, they were telling me that the contractor told them that the refrigerator is fixable, so they're going to fix it. But the guy told me that he advised American Home Shield that it is the same parts that he replaced less than two weeks ago and the parts can be replaced to get it back working as he did two weeks ago.
I'm paying a premium every month for American Home Shield and this is the service that I get. The contractor told me that American Home Shield told him that the parts are only 100 and something dollars for one, and 50 something for the other. It will be more feasible to buy the parts versus replacing the refrigerator, although this is the fifth time the refrigerator needs to be checked within a month's time.
I said to the rep, “At what point does someone use common sense? If this contractor just told you two weeks ago that he needed this part to fix it and he put that part in and now, two weeks later the same part is bad again, clearly you know it’s not the part, right? It has to be the refrigerator that’s making this part go out.” Customer service sucks. They could not get a manager or supervisor. I kept getting offshore reps and they refused to transfer me. The rep also actually hung up in my face today.
My experience is horrible and I am extremely dissatisfied. If I buy more grocery and put it in that refrigerator and it goes out again, that will be the third time that I ruin hundreds of dollars in groceries. At this point, I'm just over it. I wasted money for the past two years paying American Home Shield for coverage and when I actually needed the services, they can't even render proper services.

American Home Shield covers roofs, which a lot of warranty companies don't. That's why I went with them. My first claim was for a microwave repair. That was quick. I also had some roof repairs done. I put in the claim, but AHS couldn't find anyone to fill the claim so they gave me authorization to find someone. But there was a lot of paperwork that had to be submitted, so it was a tedious process. I ended up calling around to different roofing companies until I found one that AHS partnered with. But they didn't know they partnered with this company. So, I was able to be the middleman. I just wish I wouldn't have had to be the middleman and they could have communicated directly with one another.

I bought this house in January of 2018 and got American Home Shield right away. They take the money right out of my account and I've been perfectly content. That was 70 and now, it's 83 a month. This includes electronics. Otherwise, it would be $10 less a month. I made a claim to them for the first time because the belt of my dryer broke. I called them and they told me the contractor, Daybreak, would call me. They sent me information with their number. I reached out to Daybreak but was told, “I haven't heard from American Home Shield yet. I'll get back to you.” He then came and he repaired the issue. It took several days but that got done and I was happy. Everything was fine.
10 days of that, the unit wouldn't turn anymore. The heat would come on but it made a weird, scary, loud noise. I called and the tech came out that day, February 7th. It only took him 15 minutes and he said that it needed a new motor but he didn't have the part and would submit a diagnostic. AHS would make contact and may send the part. That would probably take about a week.
I'm a very patient person. I let things go. But being out of the dryer is a real inconvenience. I expected not to hear from the tech until this week because I was hoping. By Friday, I had a household-related plumbing issue. Initially, I called American Home Shield because I didn't know that they didn't cover that. It turns out I have a different insurer that takes care of that.
As a result, I had that going on while I was on the phone with American Home Shield. We discussed the fact that I had this new issue. I knew it was premature because it wasn't even Monday of this week yet to find out. I was hoping to get the ball rolling on that in which the rep checked and she said, “I don't see where we've received a diagnostic from him yet.” I called a couple more times.
One of the times that I called, customer service put me on hold and they tried to reach the tech. One time, they got a voicemail. Somebody else called and spoke with him briefly. He said he would resend the diagnostic. I called back another time and spoke with Grace. She said there were no electronic mails or paper trail of sorts to show that the tech really sent the diagnostic.
To my understanding, the tech just stopped communicating. Originally, I was all about blaming him. But now, I'm all about blaming myself for being stupid to pay that much money month after month to American Home Shield. Now I'm going on the 10th day of no dryer. I live in an area that's relatively rural. I'm 20 miles from Melbourne and 20 miles from Vero Beach. The Daybreak guys that I had is down in Palm Beach, so it's a long schlep for him to come up here. I'm sure that's one of the reasons he doesn't want to. He's polite but he fibbed.
There are quite a few contractors locally for plumbing, heating, and appliance repair. If these local contractors were contracted with American Home Shield then there wouldn't be an additional burden of having a guy with his own startup business who's gonna have to spend whatever he's getting on his contract with American Home Shield on gasoline just getting to my house. Orlando is an hour and a half away and they'd have to go slightly more rural. Out here, one of the problems that everybody encounters is that there are contractors that maybe be fully licensed but are so deluged with work that they don't always follow through.
On the whole, American Home Shield has been gracious and they have attempted to help me. But I can't believe that my situation is so unique that they don't know what to do. Also, why do I keep having to be the one that initiates the call? They should be all over this when I've been very willingly allowing them to take money out of my checking account for 48 months or more. I understand that insurance is risk management, but they shouldn't drop the ball when the money has to go in the outflow instead of income.
It's very frustrating. I'm doing a load of clothes in my washer right now then I'm going to take it to my friend's house a mile away and get my drying done so I can dry my sheets and put them back on my bed. I have to be at work at 3 o'clock this afternoon until 10 o'clock tonight. I hate that this is a terrible inconvenience that's going on and on. As small a matter may be, I should be a valued customer. The home warranty seems like a good investment. But not when I do a claim, and it seems to be caught in the crack.
Thanks for sharing your warranty experience. I apologize for the inconvenience we've caused you. My name is Robert and I would like to speak to you more about your claim.

Being as I’m up there in age and my husband also, it's a nice thing to have to call AHS when you don't have someone to help you with something that might be broken. They do ask you a lot of questions when you call in on a situation, though. For instance, they serviced my refrigerator the other day and when the man got here, he wanted to know what was going on. I told him what I thought it was but I called AHS because they were supposed to know what was going on if they'd look at it. And if it was not cooling, he should know that. Other than that, the tech was great. He ordered the part and he was back within a week to put it in.
But when he left, we found that my icemaker was not working and not really cooling the way it should. It was within three days and and if I called back, AHS would want to charge me again to send someone out. So, I didn't have him come back out because I knew that AHS would do that. They'd done that to me before and I couldn't afford another service call. I've also had incidents with them where they kept me on the phone too long. They wanted to know everything and if I knew what was wrong with my appliance, I wouldn't be calling them. It’s that they didn't want to put anything into that item that was not absolutely required. But it depends on who I get on the phone. Some of the ladies are much more helpful than others and they'd advise you to tell them everything before hanging up.
Aside from that, when I had a problem with a pipe under my sink, they made me wait six months for a leaking pipe because they didn't have it in stock at their local repair places around here. I went over and looked, and they did have it but it was overpriced. At the time, I had to keep a bucket under my sink for four to six months while they ordered the pipe from somewhere.

American Home Shield has responded every time I've asked. Recently, there was a gas smell coming from the gas dryer. The Quality Appliance guy came out to check it out. He said he thought that there was little gas getting into the dryer and told us we had to call a plumber. American Home Shield sent a plumber from San Antonio, which is 30 miles away. That plumber was unable to fix it because they didn't have the parts and had to order them. I subsequently called a local plumber that day to get it fixed because the gas was overwhelming, and it felt it was a dangerous situation. We were heading into the 20s that night and our furnace was run by gas. I paid $155 to have a plumber redo the pipe and the valve. After that, I called American Home Shield and told them what happened. They sent the Quality Appliance guy back out, and he replaced a bunch of parts. But gas is still coming from the dryer though not as bad as it was.
I also had another claim for a furnace that broke, and that went so smoothly. The guy that repaired the furnace got the part within a day and fixed it. It was wonderful. The plumbing situation with the gas leak was a bad experience. American Home Shield was fine but I don't know that they're going to change providers because the provider couldn't get the parts. I called them to complain but I still had to pay the $155. They didn't refund my $80.

There were a myriad number of things wrong with the house when I bought it and I ended up using Home Shield quite a bit. I love my service and I am so blown away by how competent and fair they are. The first claim was for a little mini fridge. That was not covered and I got my deductible back. When I had a sink issue, techs came and found that there was a hole in the pipe. The pipe was dissolved underneath the house. The issue was too big for the policy to fix.
I also had Home Shield fix my microwave. Whether you close or open the door, it would keep running or it wouldn't run. The techs fixed that. Home Shield fixed my front loader washer too. It started making this airplane-like noise when it started going to spin. The techs could not fix it and Home Shield couldn't offer me an appliance, so they were supposed to send me money. I still have not received that money. After I looked at the paperwork, it said it takes 21 days. On the whole, their assessment was fair and I should be able to get a comparably-priced washing machine for the amount.
I also used the home warranty when I had a ghost flushing toilet. There was a small bubble in the seal which would leak out a little bit of water. Over time, it was going back into the bowl and it would flush on its own or it would run then it would stop. It was driving me crazy. Home Shield sent out a great company that they had sent out before. Their tech fixed the issue and he showed my brother how he could fix it if it happens again.
Home Shield should have probably fixed my little mini metal wine cooler thing too but it wasn't in their list of appliances. Other than that, they are phenomenal. Anytime I had a question, I could call them. I always got somebody super friendly. Home Shield also uses top-of-the-line people. I had one or two contractors come out on my own before I decided to use the Home Shield and they were not good. Hopefully, I can afford to get the home warranty next year. I've been super happy with them and I would highly recommend them to anybody that's buying a house, especially the first year when you're just working out all the stuff hidden from you before you signed the final papers.

American Home Shield's claims process, the technicians and the process of setting it up were satisfactory, but it's annoying that you have to keep calling them back and doing the same thing and getting a request to have them to come out to do a work order to redo it. If you don't get it before they leave, it would be considered a recall and a new work order when one action calls a reaction. They keep charging you a fee when somebody has to come back for a recall and file it as something new when it could've been on the same work order.
I had a plumbing claim and the repair guys had to come back several times. When the tech cut my plumbing off, it caused the water to rush into another line and stopped the drain up, which caused me to have them come back. If he hadn't put the water off, I wouldn’t have had a problem in a bathroom that had nothing wrong with. So, that was a whole another process. With that process, I ended up spending four days off work. One was to get the problem stopped, one to get the problem back, then one to have a reaction to the action, and the last one was when they found out they had to come back. Still, overall, American Home Shield is proficient in relaying the message to get the work order.

My favorite thing about it is that if something happens, I don't have to go through the hassle of trying to find the right person. I just go straight through them. The service comes pretty quickly. The technicians have done a pretty good job too. It's in the $800 to $900 range. But it paid for itself over the years so it's nice to have. We recently had an issue with the cooktop and oven and Sears came out. Essentially, the digital control board wasn't regulating the heat in the oven. We'd set the temperature to preheat and it wouldn't stop at that temperature. It would continue on until it got super-duper hot and caused errors. They replaced that board.

The toilet kept running and it needed not just the ball, but the apparatus inside and everything, and the tech that came fixed it. He was good. More currently, we had a refrigerator ice maker issue. Active Appliance was the company and I dealt with them, and I tried to call American Home Shield about three times and I never got through. I was just on hold, and I never got anybody. It happened just after Christmas, so it was over the course of about a month. Active Appliance did a video call first with my husband, and they said, "Yeah, we need to come out and look at it." So, they came out and looked at it and said, "Well, we'll put it in." The gentleman said, "There's a wire broken in the freezer door and we'll put it through American Home Shield. We have to get it approved." About a little less than two weeks later, American Home Shield called my husband and said, "We're not going to fix it. It's too full."
I asked my husband later when he told me that and I said, "What's too full, the freezer, the door? What?" He said, "I don't know. They just told me it was too full." So, I called Active Appliance and they said American Home Shield didn't approve it. When I asked why, they said, "We don't know. I'm going to read you everything that was in the report and everything that was in the report was wire broken, fix the door." So, that was when I tried to call American Home Shield several times to find out who told them it was full and ask what they meant that it was too full. I'm still without an ice maker. So, I'm not a happy camper on that issue.
It seems like nobody knows who said what was too full and why it can't be fixed. I even called Active Appliance again to get an estimate to have them fix it themselves and not go through American Home Shield. The gentleman told me it would take 24 to 48 hours. Nine days later, I called him back. I've got all the notes. A woman answered and said, "Oh, well, I don't have the estimate yet." I relayed the whole thing to her, and then she got it to me within 48 hours, and it was over $1,000. I said to her, "I can buy a whole new refrigerator for that." I only paid like 1,200 for this refrigerator and it's only three years old. So, I'm very disappointed at this moment. Prior to that, other than the annual fee going up almost every other year, we've had good service. The other things we've had have been pretty good. We've had Active Appliance out here before, too.
We've done stuff online and we know when we can just report, "This is broken. We need somebody." If we have to call in with a problem like this, I would like somebody to answer or to get back with me and help me solve the problem and understand why they won't cover it and who else can I go to to have them do it. I'm not paying $1,000 to Active Appliance to have it done. I'll make ice cubes in a tray before I'll pay $1,000. Neither AHS nor Active Appliance want to admit to having said it's too full and what does too full mean.
Through the 90s and the 2000s, we've had excellent service with AHS. They got back with us, the companies that they were sending to us explained things, and they were good companies that they sent us. Now, with this one incident, I've already asked my neighbor who she has and I'm looking into that coverage instead of American Home Shield. She said she had a broken ice maker and the company fixed it. I've let it lay dormant for a week only because my husband's deployed right now and I was not able to handle this situation. I'll be back at it tomorrow and if I don't get anything satisfactory from either AHS or Active Appliance, then I'm going to look elsewhere. AHS is just getting a little too expensive and a little too uncooperative and hard to get hold of.

American Home Shield followed up and the company they picked was good. I've had a few services thru them and been pleased with the people that they've had sent out mostly. The rekey was great. The guy was nice and ended up doing things little differently than we originally planned, which was good. The seasonal check for the HVAC unit was well done. It was a kid who came and he knew his stuff and explained it to us. However, I had a contractor come clean out the vents and what they offered wasn't fully what I expected. I wasn’t super pleased with that one. They didn't go all the way in the ductwork. They just went partway in. They said that would be a different service. On the deals that they offer, they need to be more explicit with the details of the work that they offer for the price that they're giving.

With AHS, I know that if something goes wrong, I can call and then within a couple of days, somebody will be here. The service is great and the technicians they’ve sent over the years have been good. Colonial Vacuum Services came out when my central vac was not working. I had practically no suction on it. I needed to have the unit replaced but the tech was still not happy with the suction I was getting so he tracked down the problem and fixed it. He persevered. He’s a very good provider and I was a happy camper.

What they set down to work on, the service was fine. However, they just went up another $10 a month. When we started two years ago, it was 49.50. They went up 20% that year, and then going up another 20%. So they've gone up 40% in two years, and we've had one claim. We paid $125 and we paid 50 to the guy to clean out the refrigerator. So we're very displeased with that. We’ll probably end up dropping AHS.

We had a leak and we couldn't figure out where it was coming from. We had to get a plumber to come and find it. We notified American Home Shield. Techs were gonna come on a certain date and we were also given the time. It was nice. A plumber came three days after. Communication with him was very positive and he knew what he was doing. He was very professional and courteous.
He ran upstairs to the first floor from the basement and found where the leak was coming from, which was the kitchen sink. That was very helpful. He told us, "You're gonna have to get new flooring with the cabinets. And then, after they're done, I can do the plumbing." We had to get our house insurance to come and do the job since the floor was already damaged. They did everything. Things are excellent now. On the whole, American Home Shield had been very professional, efficient, and had perfect timing with their service. I've been with them for 15 years because it's getting expensive to repair.

I've had the policy with American Home Shield for years. I've had two heating AC systems replaced, the house that I live in here and another house we had in Virginia. So, those are very expensive items. And if something like that breaks down, you don't want to have to go, "Oh, my gosh, how am I going to pay for this $2,000," or more. The product themselves, the cost is good. The service we end up getting in the end and savings has been awesome. But I have an issue with how AHS handles their customer service.
That same house in Virginia that had that system replaced in, we had it on the market for sale and we had a property manager and the real estate agent. But while it was for sale, there was a theft ring in the area that hit new homes, stealing the guts out of the machines, and we were one of the unlucky victims. So, I had to turn around and replace that system out of pocket. Even if we were living in a part-time, like a couple of months, we could have had it covered by AHS. That came out of our pocket that we didn't expect.
I've had a contractor out for our dryer three times. And this time, it turned out my dryer was running and I was like, "Oh, but it doesn't feel like there's heat coming. My clothes aren't drying." The air is running in it, but it's not warm. The guy came out, took it all apart, and he said a wire had come loose. So, he fixed that and I was good to go. Previous to that, it was a heating element that he replaced. He said the last time he came out the issue that I was having could have caused a fire in the future. So, me saying it was not working as well as it should, and them pulling it apart, noticing that, I was thankful for that. This last experience was very good. The contractor was great.
The problem that I have with AHS is sometimes the customer service side, with getting them to understand what you're doing. I called in within the last six months and I said I had light out in the front of my refrigerator. It is two to three years old, and it was something that was bugging my husband like, "Let's fix this light." And there could be something else going on because we bought the bulbs. It wasn't a matter of just changing the bulbs. They weren't working in it. They would blow out. So, something was wrong. I called that in.
At that time, the agent I spoke to was very good. She said, "Hey, while we're on, is there anything else that you have that might need to be looked at?" I said, "The dryer. My dryer's not behaving the way it should. It's taking longer to dry things." And she said, "Oh, great. That'll fall under the same kind of service call. They can do both." So, all I had to do was pay the one fee. I did. But it took a long time to get a contractor to come out and that was frustrating. So, I called back when I haven't heard anything in a few days and talked to a different person. The person stuck me on hold and I got the impression they didn't know what they were doing. We were driving somewhere at the time and I was just on this extenuating hold after her telling her, "I'm just trying to follow up what's going on, where are things at on this." I hung up.
The next thing I knew, a contractor came out, and I discovered that that person had put in a second trouble call, generating a second service fee. I contacted AHS because I was getting billed for the second one multiple times, finding that, "Oh, you have this fee. Well, we're looking into it." And I got the same story over and over again every time. When I asked to speak to a supervisor, I could never do. I was just put around in circles. We must have followed up on this a few times and it was always the same thing.
And anytime, when I talk to different people, "Oh, I'll follow up with you, Miss Cindy. I promise to check back with you on this in so many days." I'd never hear back from them. When I hear that, I would say, "You sound very nice, you may mean well, but I'm never going to hear from you again." It happened so many that I had to call back. "Oh, this has to be investigated. Just go back and look at the notes and see this lady called in for these two items. Why was the second service fee put in? Why was the second thing generated when she'd already called about it and it hadn't been fixed?"
I've had many frustrating times. And if there was another viable choice, I've heard Sears is an option. I might go that direction. I have talked to different contractors over the years who said that they were with AHS, but would not be with them much longer because of the issues of trying to get through to someone.
They make it so hard on the customer service side for both the customer and for the contractor. I've had some very good people that are well-meaning that have explained things and taken care of. And I've spoken to some people that English isn't their first language, so they do not understand what I was saying. I couldn't communicate with them effectively. If they would just do the follow-through, they can get the call in, but just that person who put a second dispatch in there, she just looked at the notes and could have said, "Oh, she's following up on this call," not put another dispatch out. They put this product out there and they have these providers. I have been in the human services field and the one thing I was taught very early on is if I didn't notate it, it didn't happen. You have to have your notes in there to back up what you did.
The price has gone up and over the years and people may be like, "Okay, it's almost $100 a month to keep this home warranty." I did the plan that would cover a few more additional things. And for that price, it seems a lot. You may go through the first couple of years where nothing broke down, everything's wonderful. This past time, it turned out to be a wire. But next time, what if it turns out my dryer completely went kaput. My heating element's gone. If they couldn't fix it, then it's something that they replace. That's how it's written. So, just like with my AC heating system, they couldn't fix it. So, the system had to be replaced.
You are putting money away towards that time that something goes wrong. Since we moved in here, we'll have this house four years come this summer and the fridge and stove that we have bought since we moved in. What if my fairly new stove goes out? And I live out in the country. So, a lot of times if I just call out of pocket for myself, they would charge me a service fee for coming out here, even before they've looked at it. I'm being charged the mileage because they're going hourly. I'm 30 minutes out from town, 17 miles or so. So, I get charged a fee just for them driving out here. It's $50, $75 before they even look at your stuff. The parts that were needed to fix my dryer didn't seem astronomical, but it would have been something that was extra. So, instead of me paying that $100, it might have been $200. When you add in those fees, $100 is nothing in comparison to what you could end up paying. That's why we stick with it.

American Home Shield didn’t comply with my needs in some of the claims that I put in. I called one day and told the man to put an elbow on my sink for my washing machine. He told me I needed a new one for $700. So, I had to call another plumbing service. The guy said that all I needed was a new elbow for $175. I have senior citizens in my home and I have the stick knobs instead of the ones that they can grip with their hands. I called AHS and asked if they could replace the knobs on my sink and they told me they couldn’t do that. So, I had to go to Home Depot and buy some hand knobs that I had to have somebody else to apply for me. I am so disappointed with AHS. When I put the inquiry, the other providers kept calling back and it was almost like a pressure tactic. But I liked the way that Carrie, the service person with American Home Shield, dealt with me. Lately however, if I'm calling in, I'm not sure if I'm getting the right place or not. It's like a couple clicks happen on the phone then you have the operator come back. It seems like some of them are foreign operators. I don't know if my calls are getting hacked. I've had to disconnect a couple of times and recall. Another thing is I was locked out of my online account for quite a while and no one can seem to help me get it unlocked. That was one of the issues that I kept calling about that and they would say, "Let me see what I can check on my end,” instead of an IT person going to unlock or reset the password and send it to my email. I would love to get back into my account. I am looking to renew, so hopefully, I can resolve that issue before I do.
Recently, In Control Plumbing was sent out but I wish the repairman would have come a little sooner. I had to wait from the call out another four days before they could come out. But when he was there, he was within the timeframe. He let me know the problem and fixed it very quickly.

We've been with AHS for over 10 years in Midland and the service was outstanding. Our garage door thing broke and they came out and fixed it right away. However, we currently have an ongoing issue with our washing machine. We bought it the day after Thanksgiving, November of 17th. Less than two years later, on September of 19th, it broke and sucked the sheets, towels, pillowcases, pajamas, and tore them up. The entire computer component had to be replaced and it took a month to order the part.
I got COVID before the machine broke and I was hospitalized for 33 days. While I was there, a lady tech came back for the second visit to put the part. Then there was something wrong with the agitator. My mother said she crawled in the washing machine with her feet to pull it out. She didn't have the part, so had to order it. By the time she came back, my mom was hospitalized with me. Our neighbor let her in the house and she replaced the agitator with a newer version. Then when she test ran it, my neighbor didn't think it was fixed because it was making a horrible loud noise. But she went ahead and left.
I got out of the hospital on October 25th and I was still too sick to do anything. After a week, I washed clothes, and in the first load, the machine made a horrible loud noise. I called my neighbor and he said that it was the noise it made when the lady tech was here. I called that company back out and they sent another technician saying these machines were crap and he would see all the time where they would suck up clothes. Apparently, they didn't like his report because he thought we needed a new washer, so they sent the lady tech back. She looked under the machine and replaced something totally different. It worked for about three weeks. But then it grabbed a zip pillowcase and ripped it to shreds as well as the zipper part and those were stuck in the machine.
I called AHS again and this time a Sears man came out and used his pliers to pull those pieces of metal out. He said he checked the computer component on the top and it said everything was okay. The next morning, I washed another load of sheets and pillowcases and the same thing. I called AHS back and told them that the issue kept happening. They said they would just replace it and get a cost estimate from the man at Sears. Well, this went on for two months. I kept calling and saying that we haven't gotten the report from him. Every time, I spoke to a different person.
A lady there told me that the Sears man said that there was nothing wrong with it and he didn't make any repairs that's why he didn't give a cost estimate. I told her that he made a repair, he had to get his pliers and pull the stuff apart, and then he said it was okay. She insisted what the Sears man said. I told her that the man was lying and they should send another technician out to see the problem. I took pictures immediately when it happened and have it documented and my phone showed the time and the day of when it sucked the other pillowcases in there.
She then said I would be charged $70 to $80. I told her I won't keep paying to send somebody out when I keep reporting the same issue. She said that this was in December and it's been two months. They have to charge me as it was closed. I told her that I called them the very next day and they said that no technician needed to come out and see it again and they would just get a cost estimate to replace it. The lady would not work with me so I said to give me one of her supervisors. She did that and I told the lady the issue and what had happened. She finally said that they will not charge me and they will send another repairman out to see it.
When the repairman came this past Monday, the same pillowcase was right there waiting for him to see. I also showed him the pictures that I've taken and the dates that it happened. He tested the machine and said that he had never seen this before. I told him that the other three technicians that have been here said they see it frequently and that it's a flaw in the design and it will never be able to be repaired.
He checked the history and called Whirlpool, and sure enough, the woman from his company that came and replaced the agitator put the updated one in there. So, even with the updated agitator, it grabbed clothes and zipper. He said that it must be friction. He re-tested and said that it was not getting enough water so it was grabbing the clothes when they were dry. Then apart from the computer component that was replaced, there's yet another piece that controls the water level back behind that top of the machine that needs to be replaced as well.
He called Whirlpool, they called him back, and they agreed they want him to replace that piece. They think if that has enough water, it won't be grabbing the clothes. I told that man that they keep on guessing and I don't want him to replace any more parts. The technicians have been here six times and we've paid around $300 just for them to keep coming out. Then I asked how much are these parts that are being replaced. He said that with the visits and the parts, it already cost more than a new machine would. I went to Speed Queen and they have an older kind that I want that has the knobs and doesn't have all the computerized push-button stuff. But the place here in Temple had a six-month waiting list. We had so much trouble with getting them, we ordered an entire truckload.
I called AHS again and told them about it. The lady said that there is one department that has to decide whether to replace the machine or not. I said that they already told me in December that they would replace it and they just wanted the technician to give them the cost of a replacement. The machine is around $1,000 to $1,100 and the Speed Queen is 1,299 without tax and without the hoses and they have to buy for it. But she said we would see what the department would say and I could tell them. Overall, I am not pleased right now. To go on this long without having a decent washing machine has been so crazy.

I wasn't getting hot water to my shower and the pressure was very low. We also had an issue on the noise in the upstairs sink. So, the tech addressed those issues. He got the hot water and the pressure fixed. But in the upstairs sink, he said it was because the air conditioner drains into it. He didn’t get that right because we're still having the same problem. By having a home warranty, you can go online and schedule somebody to check something right away. I’ve used American Home Shield a couple of times with air conditioning events and they came out right away with that, too. So, I don't have any complaints.
Thanks for reaching out to provide that feedback. I am glad the contractors followed through with the appointment that was set but happier for you that your issue has been resolved.
