I’ve been a homeowner since 2017, and I’ve had American Home Shield for a while. My AC was leaking and the AC guy who came out found that it was more of a plumbing issue. He suggested that if I had a snake, I could clear the line myself, which I did, so it didn’t cost me a thing. He saved me 300 bucks and I appreciated that. Submitting the claim was very easy and customer service was good. The only issue I had was they changed the online thing, and it wasn’t easy to navigate. But they’ve upgraded the website, so it’s a little bit easier now.
Warm regards,

I called American Home Shield because my refrigerator was going out, and needed the ice maker fixed. The contractor scheduled a service from eight o'clock to five o'clock, and they kept saying they were coming, but they never showed up, and the next thing I knew, they had canceled the service.
A week later, another technician checked the refrigerator, found a leak, and said there was not enough freon. This was the second time they had to replace the same part. My refrigerator is 10 years old, and the contractor said I need to get a new one because I’m gonna keep having a problem with it.
The contractor said he could also order parts, and that would make me have to wait. I was just in a dilemma. I had to get big coolers to take care of some of the food. The contractor was nice, but I couldn’t understand why he did not put Freon to keep the food good until they got the parts, which made the food much worse.
I’m supposed to get a check, but I haven’t received it yet. When I asked the representative if I should send the receipt first, she said I would get the check and then send them the receipt. But, I hadn’t heard from them for two weeks. So, I was wondering if I should call again and ask if they need a receipt before they send a check.
I think I'm going to cancel my account because I wasn’t happy with everything that has been done. They’re supposed to send me a check for the parts the warranty was gonna cover, which was almost the amount of the refrigerator that I had to buy.
I talked to a customer representative, and they didn’t care. I’ve been with American Home Shield for a long time, but I never had any trouble before. I was really upset.
We understand how frustrating this must have been, and we regret that our response didn’t meet your expectations. While we’re glad the technician was courteous, the overall handling lacked the urgency you deserved.
Your feedback is important, and we’re committed to improving. We value your loyalty and hope to restore your trust.
Sincerely,

I've had nightmares with other warranties in my previous lifetime. It was terrible. It’s been with American Home Shield for two years and everything’s okay. The dishwasher went out, then my icemaker stopped working the same week. I submitted the claim on the phone and they were nice to me. The tech came out today and looked at my dishwasher and refrigerator. He looked at what parts were wrong. He was very pleasant. He's gonna come back with parts.

This company was good, but no longer at the same standards. It's a scam. My CONTRACT NO IS **. I have been with this company for the last 10/15 years but every time I have a problem, I get burnt. This time too, I put in a request for service for my pool as the keypad that controls the pool and the entire pool equipment showed a error. I was shocked to hear they don't cover that as I should go manually start and put the pool off everyday. Meaning I am expected to every morning go to the pool equipment located outside my house and put the pump on and after coming back from work, sometimes late late into the night come and shut my pool.
This company is a Joke, you ask for a supervisor, they say, no one available, supervisor will call you in 24/48 hours, once 48 hours go by, they don't call you, and when you call them back, the new customer service guy claims you had no ticket to begin with for a supervisor call. I called on Friday 10th Oct and the agent says we are closed Sat/Sunday, supervisors don't call on weekends, Monday is a holiday, they will call Tuesday. Tuesday goes by no call, I call Wed, Customer service guy stationed in Philippines says, "I don't see any request for a supervisor to call." He again puts in the request, then after 36 hours I get a call, from a so called supervisor, he listens to my pool problem and says he is unable to do anything, sends me to escalation team.
Escalation team after holding on the phone for 20 minutes comes on the line, now this guy too is not from the USA, I try to explain to him that the programmer is showing error and I am unable to program the pool. I also tell him that I dont want to be spending $ 125.00 for a service call and the pool vendor comes to my house and says, "Sorry this is not covered," he goes, "We will make sure you speak to the Vendor before he comes to the house," he assigns a new vendor as the previous vendor refused to take the work order, as he said AHS needs to approve. So I call this New Vendor, he goes, "I will need prior authorization, but from experience, the indoor controller is not covered," it's the same story once more.
SO I want to advise the community, Please do not get scammed with AHS, they will find every reason under the sun to deny your claim. Will not be renewing my plan once it gets over. I have one more Rental property, that too I will not renew. BEWARE, AFTER PAYING 1500/YEAR IN FEES AND $ 125/SERVICE CALL, YOU GET NOTHING!!!

Marc

Refund Ignored for Over Two Months — Proceed with Caution. I cancelled my American Home Shield plan on August 15, 2025 because of extremely bad experiences with their subcontractors. Their letter confirmed a refund of $170.87, due within 10 business days. It’s now been over two months and nothing has been paid. Their own contract promises refunds within 45 days, plus a 10% monthly penalty if delayed — yet they’ve ignored both the terms and repeated inquiries. This has been one of the most unresponsive and frustrating experiences I’ve had with any warranty company. If you expect transparency and accountability, look elsewhere. AHS has not delivered either.

American Home Shield was awesome because they took care of my AC. I had another AC warranty company I was dealing with through my OUC, and they suck. The technician that came out wasn’t cool and didn’t resolve my issue or didn’t even care to resolve it, and their customer service was horrible. With American Home Shield, I paid my deductible, the guy came out, got the part, came back and fixed it, and I had AC within a couple days. Customer service even followed up to see how it’s working. I’ve had American Home Shield for many years since I bought the home and compared to other companies, they’re doing the right stuff.

The contractor, Peerless, said the refrigerator had a short in it. It actually has a black spot in the back panel. The technician said he was going to recommend a replacement.
I waited several days but still didn’t hear from anybody, so I called American Home Shield. They said they were waiting for a confirmation back from Peerless to say whether it was the sealed unit. I didn’t know the compressor was actually a sealed system. They call both the same thing. So, Peerless had to confirm whether it was the compressor or a replacement.
I called American Home Shield back two days later but couldn’t get anybody. They have to send out another repair company that works on compressors. And it’s not the compressor because the compressor’s running. The refrigerator’s cold, the freezer’s cold and makes ice. So, how can it be the compressor? So here we are, one week and a half later without a refrigerator.
Hale Services was here first, and they had been on a previous call for us. They are very nice. Peerless seemed to have a new guy on the job, but he’s very good at getting the information. He was on the phone with somebody else the whole time getting another opinion.
Right now, American Home Shield is doing their part. It’s just the other people that have poor communication. It’s good, so far. But it’s not finished yet and I’ve been waiting a while.
Thank you for your detailed feedback. We’re glad to hear that our representatives and contractors have provided you with a pleasant experience, displaying friendliness and professionalism. We understand it's challenging to be without a fridge for an extended period, and we appreciate your patience during this process. We'll continue working diligently to ensure the repair concludes successfully. If there's anything further we can do to assist or expedite the process, please let us know.

I am submitting this complaint regarding American Home Shield (AHS) and their refusal to cover a repair on a household system that they previously serviced within the past year. About 6 to 8 months ago, American Home Shield approved and repaired my HVAC. The service technician replaced compressor, and the repair was fully covered under my warranty. Recently, in September 2025, the same system failed again due to a different part— the coils. Despite this being a separate issue within the same covered system, AHS denied the claim, stating that the system “should never have been replaced” or implying that the issue is not covered due to not normal wear and tear. The unit is 24 years old and will have wear and tear of 20+ years. They also refused to give an allowance toward a new system.
This denial is unacceptable. The warranty covers the system as a whole, and it is unreasonable for AHS to deny coverage for a different component simply because the same system was serviced previously. The company’s position contradicts the terms and intent of the home warranty agreement, which is designed to cover mechanical failures of covered systems and appliances. Homeowners should not be penalized for previous covered work on the same unit when a different component fails later. We have since hired a professional HVAC company to replace our unit because of the failures of AHS.
Thank you for reaching out and expressing your concerns about your recent experience with American Home Shield. We're sorry to hear about the complications with your HVAC system repair and the resulting coverage decision. Your frustration is completely understandable, especially given the context of valid expectations set by our home warranty’s confirmation during past repairs. We take feedback like yours seriously, and we're committed to ensuring fair and consistent coverage within our policies. Please reach out to our customer service team at socialmedia@ahs.com, detailing the situation if guidance or further assistance is required to alleviate these issues. I've been an American Home Shield customer for a little over four years. And I never had to utilize the services. So, I had to do it for the first time and that experience was so good, it made me want to continue to stay with American Home Shield.
The experience was really good. I was at home, maybe late evening. I logged on to the app. I was able to process the claim from the app the very next day. After I process, they say it was in review and they'll send me a link or something once they assign someone. And someone was assigned immediately. And it only took them two days to actually come out, which was wonderful because I was without AC and it was hot. So, the fact that they were able to come out within 48 hours was a blessing.
They came out and checked. They were able to identify the issue, and were able to fix the issue in less than 45 minutes. My AC was back working. Me and my happy dogs were enjoying the air. And after the repair, there have been no issues since.
When the contractor came, he was very polite, professional, and courteous. He explained exactly what he was doing, showed us exactly what part was messed up, showed us how he replaced it and everything. So, he did step-by-step and educated us with what the issue was.
Within the first year when I was setting up the plan, I did speak to an agent to get the plan set up. And he was very nice, and was able to walk me through everything. I did have questions about my contract to make sure it included certain things that I knew I wanted. And he was able to confirm that it did. So, my experience with setting it up was also good.
Thank you for sharing your wonderful experience! We’re delighted to hear that our app's efficient claim process and the quick, professional service by our technicians have met your expectations. Providing reliable service on hot days adds true comfort, as you wonderfully described. It’s equally gratifying to learn about your smooth account set-up and long-standing trust with us. I had two claims, one with my toilet and one with my dishwasher. The dishwasher was not drying the dishes completely, they stayed soaking wet. The toilet had what I thought was an odor to it.
AHS sent out Appliance Smart Repair. They were professional and educational. For the toilet, there really wasn’t anything wrong. What I had to do was use bleach for the sink and the tub that I wasn’t using in that particular bathroom. I paid $100 to be told that.
For the dishwasher, it’s working great. The contractor had left one of the screws out of the bottom of the dishwasher and he had to come back, but they did a great job. It used to take a long time to actually get somebody out, but they just changed. It’s a lot better. The price that I’m paying now is a little high, but the $100 off the brake is a lot when you actually use it.

AHS does not honor home warranty coverage as advertised. AHS home warranty was originally purchased for our peace of mind. Now we know it’s AHS business strategy to deny coverage regardless of all the overstated advertisement. It will be pointless to waste time and money for us to continue calling AHS. Out of the claims we submitted, a half were completed without incident because of low repair costs. We cannot accept the outcome of the other half.
(1) The $700 cost to replace the range exhaust ventilation is not covered due to abuse, which is baseless. (2) The $275 cost to replace an electrical supporting box is not covered due to not normal wear and tear. The reason appears totally the opposite of (1). (3) The request to further look into underlying damage to the washer has been denied. After dutifully following the technician's advice to clean it half a dozen times and several repeated phone calls to AHS without progress, we finally bought a new washer. AHS may declare the service request has been completed or cancelled. But NO, we paid for the replacement out of our pocket.
Hello S Yelin,
Thank you for reaching out to us. We appreciate you taking the time out of your day to let us know of your experience with AHS. I had a recent emergency issue with my sump pump, so I called American Home Shield. The person I spoke to obviously did not speak English, but she said she would expedite it. I waited and called the contractor, and they said that American Home Shield didn’t put it through. I called back customer service again, and they said they put it through. I called the contractor the second time, and they said they did not. By the third time, I was really pissed and told them it was an emergency that I cannot wait for two days because my basement was gonna flood. They finally did get it pushed through correctly and sent a tech who was able to fix the leak.
The contractor was and is always great when they come out. I always have them come out for almost everything, including my dishwasher and washer. They had a complaint with their own guy because he was the reason why I had the leak. He didn’t seal it right.

I've had AHS for around 18 years and I've always been very pleased. Viper has also been out for many years now. They installed a pool heater because they replaced it. That was also a good experience.
This time around, they called me. I told them I have a pool guy who closes the pool for me and thinks there’s something wrong with the filter. This guy from Viper asked me a couple of questions and I answered them. They came out and they replaced the filter and the pump. They never looked at if it was broken.
When I came back and the workers were here with the filter, it was much smaller in capacity than the one that I had. The one that I had was 22 gallons and it was working great. It was doing its job. They told me the filter was too big for my pool so they put me down to an 18-gallon capacity.
I thought that was very odd. I called the company and talked to the guy who I felt like I could trust. He's the guy who did the heater and was the manager. He continued to explain to me the whole thing too. It still didn't sit right and I probably should have stopped the whole thing, but I didn't. What I did was go to our local pool service place called Arvidson.
I told them the difference, 22-gallon, 18-gallon. The guy said he would never put the 18-gallon in my pool. It will work. It's borderline adequate for the number of gallons that I have. I should have stopped Viper.
The pool is closed now for the season. But we'll see what happens next year. I talked to two other people that I knew. They also thought it was very odd that they downgraded me from a 22-gallon to an 18.
I looked it up and the capacity for the 18 is 16,005 gallons. I have 15,000 gallons so I wasn't pleased. I think I got duped somehow and I have a feeling that they did it for monetary gain. It's a $200 difference. I don't think it had anything to do with American Home Shield. They've never downgraded me anywhere. I don't know how Viper bills AHS.
I called AHS and tried to complain and explain my situation. The worst part about American Home Shield is that you end up overseas. You can't speak to anybody in America. They aren't very independent-thinking people so they wouldn't do anything for me.
A week and a half ago, a friend was looking for stuff. I told her had AHS for 18 years and that they have always been good except in this issue. Hindsight is 20-20.

They ordered the part and rescheduled for another eight to nine days after that, or not that long. They came back and installed the part. It’s still not working, so he messed around a little bit more. He then had to leave because he said there was another issue with another part. He ordered a part again and rescheduled. The same thing happened, and it did not work. He said he’s going to order a new motor, and that took about five to seven days. He installed it, claimed everything was good, found it was working, and then left. He was very quick.
We used the dishwasher for a couple of days and found that while it was working, there was no heat. Everything was really wet in there. We called American Home Shield back. They said it was within 30 days, so they sent the tech back out. It was a different guy this time but still under the same company. He said that the previous tech wasn't sure what he was doing. The motherboard wasn't programmed correctly, so he reprogrammed it properly. He spent a lot of time working on every part that the previous guy installed. He was awesome, very detailed and organized. Now it’s working great.
The customer service was poor. They gave me a window from 8:00 to 12:00 or 12:00 to 5:00. Twice it happened where I had to call and reschedule because they reached out to me after the window and said they were running a bit late. We blocked it off our schedule. We had plans and weren’t gonna be home after that window. There was no number to contact anybody else, so I had to call the dispatcher who had no idea what’s going on.
Other than that, we enjoy having American Home Shield quite a bit. They’ve been helpful to us because they get an appliance fixed for a small fee and they handle the scheduling. The flat service price is great, but the monthly payments are a little high.
Thank you for sharing your experience. I apologize for the challenges you faced. It's great to hear the issue was ultimately resolved and that you're pleased with the work of the last technician. We continually strive to enhance our customer service, and your feedback about communication difficulties helps us focus on necessary improvements. Despite bumps along the route, I'm glad you find value in our service maintenance aspects. Should you have any further concerns in the future, please don’t hesitate to reach out. My most recent claim with AHS was a dryer. My dryer stopped working. Filing the claim was simple, of course, because I use the app. I appreciate the AHS app. It's really easy to use. And I quickly get my claim filed, no matter what time of night.
However, I did not receive a call from RMT at first. It took about three or four days. And of course, I needed to do laundry. So, I was a little annoyed. But I finally called the number myself and asked again. I left a voice message, and I called the number again and said, Is someone going to call me about my repairs?
And then, once I did that, they immediately went to put me on the schedule and got a date scheduled fairly quickly, two or three days later, in which they came out the first time. My husband was home, but they did what they said they were gonna do, but figured out they needed some parts, and said they would call us back in a few days when the parts came.
Now, that took another week or so. I was annoyed because I still couldn't do laundry. But I called them again and said, Where are the parts? I havent heard from you all. RMT, of course, blamed you guys and said, Well, AHS didn't approve the payment for the parts, or something to that effect. But at any rate, once I called her again, she then immediately put me on a schedule for the very next day or whatever. So, I was able to get on the schedule then, and they fixed it. Everything has been repaired. So far, everything has been good. I used four laundry last weekend.
When the contractor came, he was professional towards me. And my husband's here, too. He said, Yeah. He appeared to know what he was doing, he fixed it efficiently once he came back.

There was 2 big monsoons earlier this year and one big one last year. So American Home Shield reported it was not in the plan and I had to pay out of pocket. Do they think I am randomly sticking debris in the pool line? Because then yes that would not be natural

My garage opener was stuck in a position and wasn't opening. American Home Shield said somebody was gonna call me to set up the appointment. I waited two days, but nobody called, so I called the contractor. The first person who came out didn’t fix the problem and said I should upgrade my system to the newer brands. But American Home Shield doesn’t approve upgrades. I made a complaint to them about the first guy, so they referred me to another garage company. I waited another week for that guy to come out.
When you call American Home Shield, you have to make sure you really have a problem and you have to ask them if they will cover it. It’s hard to tell if something is wear and tear. Sometimes you have something that broke because of wear and tear, but then they won’t cover it. The sales pitch is they fix everything. Actually, there's a lot of gray areas and not everything is fully covered. Sometimes you have to pay a copay or they only pay half and you pay the rest. It’s decent when they’re willing to fix what you have broken.

I called American Home Shield and they sent Mayday Electric out because the light wasn't coming on from the two ceiling fans. The ticket was easy to get in, but Mayday Electric wasn't easy to deal with. The first time that they were supposed to come out, I specifically requested that they call me and they didn't. They sent me a text saying they're on their way, but I needed 30 minutes to get to the property. I couldn't make it that day, so we had to reschedule. They're really difficult to get on the phone. They're not a good service provider.
It was difficult to schedule with them the second time. When they finally did come out, they didn't call me to let me know what was going on. This is an investment property that I have. I had to hear what happened from the tenants, which isn't ideal. And when they came out, their fix was to include a remote to turn the light on and off. It should just be turning it on and off with the flip of a switch. They didn't even check the second light. It was just hard to communicate and to deal with.
They cover most things that I've put in a ticket for and rarely denied anything. So I think their coverage is really good and it is easy to get someone responsive on the phone. It's just the service providers is the main thing I have an issue with. The problem with American Home Shield is that sometimes they use subpar service providers. The plumbers they sent out were really good. But when I had an issue with one of the appliances, they sent someone that was not an established company.
Thank you for sharing your experience with us. It's wonderful to hear you value the overall coverage from American Home Shield and that we could consistently meet most of your warranty claims. However, I apologize for the inconvenience caused by the service provider and their communication trouble. Your insights are vital. So, from the very first initial going through the app to get everything set up, it took right at three months to get this problem resolved. I requested a claim at American Home Shield in March because we were having a failing hot water heater. It's an on-demand hot water heater. But then they sent out a plumbing company, even though I specified that it was on-demand.
Two weeks later, NJ HVAC was assigned the job. They came out, diagnosed it. I think it was like the next day. I was very impressed. They said they would have to order parts. I contacted them two weeks later, and they said the parts still haven't come.
A month later, they said the parts came, but it was the wrong part. They have to reorder it. And this saga went on from March all the way until around May. I was ready to cancel American Home Shield at that point, because they weren't following up. They weren't looking into it.
Months and months later, I had to actually reach out to American Home Shield and escalate it to a different department because this is getting to the point where it's ridiculous. They contacted Patriot Mechanic, they came, they did an analysis on it.
They recommended that the unit be replaced, but the American Home Shield wanted to try a replacement of the sensor. We waited about three weeks, and the sensor came in. They came, put it in, but it didn't work. So, Patriot Mechanic requested a replacement, then American Home Shield finally honored it.
They came out, replaced the system, and everything has been great since. Patriot mechanics did a great job. NJ HVAC, and American Home Shield was horrible.

They said the brakes on their truck was in the shop, and they were supposed to pick it up in the morning. They didn’t get here until almost night. I kept calling them to find out where they were.
The driver was very nice and professional. The move was just from Maryland to Atlanta. It took one day. I needed to move my daughter into college the next morning. He was supposed to drop it off that night, but he said he would come the next day.
He said he would be there 3 o'clock but moving time was in the morning, so I needed it first thing in the morning. And he said he would do his best. He did come early but he didn't tell me until he got here. I just happened to look at my phone and saw his message.

We had American Home Shield in July and this is our first claim. Occasionally, the oven started giving error messages when you would switch from bake to convection. The day before the technician came out, we were trying to use it. And when we were done using it, we shut it off, but it didn't actually shut off and kept running. The temperature showed off, but the heat and the fan kept going.
It was a little hectic with the multiple servicemen calling. The fact that there were three or four men that I talked to from different companies and no one seemed to know what was happening was a little weird. At the end, I was told that I needed a technician from Sears. It would have been nice to provide as much information about the appliance so they could send Sears from the start. They came out and said it cannot be repaired. I'm still waiting to hear back.
There's just been a lot of weirdness. Online, it reflected that my warranty was supposed to end in December, but it was actually supposed to go through July of next year. We had to call and correct that. There has just been lots of phone calls required to get this call done. Depending on how you guys resolve the issue, so far, it's been okay.

They’ve made several attempts to fix it, but I’m still having issues with it. And it’s not because they didn’t make any effort because they certainly did, and they were very helpful in solving my washing machine issue before that. Maybe they just didn’t get it right. So, American Home Shield contacted another company to come out, and the technician was responsible, and did a good job replacing a part, and it’s still not fixed. But I can do without an icemaker.

We were having a washer issue since January. AG Appliances came out first. Premier Appliance was the second opinion company, and I thought they were going to be coming out to fix the issue, and all they did was send it back to the first company. They told American Home Shield that they are not going to be able to fix it because the first company bent a shaft, and that they recommended that the first company be issued the work order again. So, AG come out and fixed what they broke. It has just been back and forth for nine months.
I even escalated the call with American Home Shield three times. The first time I escalated was about three weeks ago, and the lady said that she would personally put the work order out. I was confused that they already got a second opinion. And from my understanding, my policy is if the second company cannot fix the problem, they would replace the machine.
And I spoke with one person from AHS who asked me how old the equipment is. I said that it is as old as I have been with them, for 10 years. She said it was about time that that needed to be replaced. Then it went to escalation, where I explained the situation. I said that this has been going on since January. She said that her records said June instead. I said she needed to check back in her records a little further.
Every time we tried calling AG Appliances, they put us on hold. As soon as I call, I’m number one. Half an hour later, I am still the number one person in the queue. Then they will hang up on me, or they will send us something saying that all agents are busy at that time. They are not answering our calls. They have also hung up on me twice, including when we tried calling to set up an appointment for them to come out and fix the machine.
The AG Appliances is horrific. I know American Home Shield is trying to do everything they can. I called them again today. We went to escalation department, and they said that they were going to call them right there and then. So, I stayed on hold, they called them, and they said that I was going to get a call back from AG Appliances today to set up a schedule for them to come out and fix the machine. That was the most recent out of the three conversations with the escalation department.
I have been with AHS for 10 years. This is the only time that this has happened for 10 months now. This is the only time they have not taken care of me. This issue has knocked AHS down big time because who can go 10 months in their home without a washing machine when you have five adults?
Thank you for letting us know about your experience. I sincerely apologize for the inconvenience and lengthy delays you've encountered with your washing machine repairs. Living without a washer for an extended period under these circumstances is understandably frustrating, especially when facing the difficulties in scheduling and communication with service providers.

Wright Refrigeration came out because I had a leak in my refrigerator. In submitting claims, sometimes the process is easy and sometimes it is not. Normally, it takes two days to get a contractor out. But it was easy this time when I called AHS for the issue. I was told me that the contractor would call me, but I had to call them. The communication was good, and they put a pipe in to fix the problem. The contractor did a great job. So far, there is no leak.
However, I also had a serious emergency and they told me that they could not find anybody and that I would have to find my own person. I was not aware that that was what I had to do. They should have called me then. When I first joined, they were great. It took the same day for them to call me back, Now, it is taking maybe one or two days and I end up calling the person, the contractor to come out. American Home Shield needs to step it up a little bit more. I have been thinking about either changing or not having one at all and just call the contractor.

I chose AHS because of their ads. Bad idea. My first loss was years ago. Maytag Neptune Washing Machine. Yes, it was old, but worked perfectly, until it didn't. AHS only offered $600. I found a machine at Home Depot. Had to spend an extra $100 to get it. Cheap Chinese made junk. Lasted 11 months. This time, they reimbursed $600, but I wanted a better product. Bought a Speed Queen $1200. I paid that balance.
On July 4 weekend 2025 my AC died, or so I thought. HVAC tech said "No, it's the breaker." AHS charged ANOTHER $125 service fee for the Electrician, who told me it was the AC, until I complained and they refunded it and sent a different HVAC guy. Got it running in about 15 minutes. Fast Forward to Labor Day weekend - kitchen faucet died. Leaking under the cabinet. Four days later the plumber shows up. Just a sprayer hose. He tried to replace it with a "universal" hose. Didn't work. Had to order one. He ordered the wrong one.
EIGHTEEN days later a different plumber shows up with the right hose. SURPRISE!!! Wasn't the hose to begin with. Needed a faucet. He explained that it would take a few days to get AHS approval, but they would only supply a builder grade. The plumber offered to install anything I supplied the next day, because I'd been waiting nearly 3 weeks. I got a Moen at Home Depot and he came the next morning and installed it. The CSR at AHS assured me that someone would contact me regarding reimbursement within 3 days. No one ever called. I decided that I was DONE with AHS and decided to get my microwave and dishwasher checked out before cancelling my contract. That appointment is scheduled today, but I called to see how much that faucet reimbursement was going to be. "DENIED" since I purchased my own.
I'm REALLY done. Today the 15th is my last appt with AHS. If any repairs are warranted and approved and in their system, they'll have to take care of it. My billing date is the 17th. I'm cancelling the day before. My monthly bill with AHS is now $14 under my monthly homeowners insurance rate. They've lost their minds. Keep your money. Trust me!!!

We bought the house in August and there was a leaky faucet in the bathtub. American Home Shield sent out Richland Plumbing and I liked them. It took the technician a couple of trips because it took a while to figure out what the issue was. He did the easy and cheapest thing that he could do at first. That fixed the leak for about a day and then it started dripping again. Even when I turned off the water supply to the tub, it was still dripping.
The technician realized then that there was sediment disrupting the ability of the valve to shut off. That sediment was due to the hot water heater being old and unused for seven months. The house had not been lived in for that long before we moved in. We replaced the hot water heater and got rid of all that sediment. It continued to leak and the technician realized he was gonna have to completely replace the valves in the tub. He came back a third time. We were afraid he was gonna have to cut open the wall to access the piping, but he was able to do the work without that. We haven’t had any problems since. Although it took us a little bit of time, it’s now completely solved. We’re very happy with the work Richland did.
There was one claim where American Home Shield sent electrical guys and I wasn’t really impressed with them. American Home Shield was struggling to find some contractors to come and do the work for them. They originally told me one company was gonna come in and do it, but I never heard anything. I called the company directly and they said they didn’t work with American Home Shield anymore.
The person I spoke with told me that American Home Shield sometimes didn’t pay them enough to do the work. Sometimes they travelled a distance to do the work and the reimbursement they got wasn’t enough to cover things, so they stopped doing work for the warranty company. For my claim then, American Home Shield got electricians from way out of town. They were over an hour away. They did an adequate job, but they probably weren’t the best.

It was originally under the house and they moved it up into a closet. So we had to make some modifications for that to go in.
It wasn't too difficult to submit the claim online. I was given the information of the contracting company and I did a little bit of research on them. They then called to say they were on their way.
I'm a little disappointed across the board as far as them not being able to raise the electric box that goes to the hot water heater. Also, the pressure valve had to be paid for out of pocket, even though it is part of the hot water heater. They said it's part of a new hot water heater, but it's also part of any hot water heater. So I don't consider that an upgrade. I don't appreciate having to pay for that out of pocket.
But I'm glad I got the service. So far, it's worked out fine. You might have to wait a little longer than you want, but somebody will come.

When American Home Shield sent the technician from Sears out, he didn't even take the dryer apart and look inside. He just looked and listened to it and assumed it needed one or two parts. He couldn't find the model number and I told him American Home Shield should have the model number for that, but he would not listen.
We wait two weeks for the parts and another week for him to come back out with neither part. He then said there was nothing he could do for me anymore and he was going to send paperwork to American Home Shield and wait for a call. I wait a few weeks and there was no call.
I called the insurance company and they hadn't received any paperwork. So they called Sears, got us on a three-way call, and finally got somebody to come back out here. They took it apart, found out what the part was, had the model number, ordered it. We had to wait three weeks and finally got it fixed two months later. I pay over $1,000 for this insurance. I shouldn't have to wait two months for a part on a dryer to get fixed.
The technician was arrogant and said he'd been in the business 30 years and he knew what he was talking about. But he then told me that he had 10 different jobs in that 30 years. So I don't think he stayed long in many places. He thought he was talking to a stupid woman and I was gonna be gullible and listen to every word he said and the part can't be found. It was a mess. They need to get better service people.
We appreciate your feedback about American Home Shield and your recent service experience to have the repairs completed! I would be glad to speak with you and assist with the service you have experienced.

But I’m thinking it may be a waste of my money if I could come up with a lump sum on my own. So that when I have problems, I won’t have to pay $125 every time they come out, plus a monthly fee. They’re not all bad, and they’re definitely not all good. I’m in the midst of deciding whether to keep them or not.
We appreciate your feedback about American Home Shield and your recent service experience to have the repairs completed! I would be glad to speak with you and assist with the service you have experienced.

This dishwasher wouldn't work and Alert Appliance came out here and changed part of it. It worked a couple of times, but then it stopped again. They came out here and did something with the electricity on it. It worked a couple of times and then stopped again. The last time they came out here, they took the motherboard computer thing out. They took it to the shop, soldered something that was loose on it, brought it back and put it back in. It worked for two loads and it stopped again. They came out here and determined that it was the motherboard, so they went back and was gonna order a motherboard to come on it. They said it’d be another couple of days.
My wife got tired of them coming out here and not fixing the stuff, so she called the company and told them to not bring the part down here. She didn't mess with it anymore, and she went and bought a new dishwasher. It's just this last company. They take six days to get a part. After they get the part in, they have to schedule and it might be three days before they schedule to come out. That's one thing. But American Home Shield is fine. I like them being on time.

I needed piping on one of the boilers to be fixed. I called American Home Shield and they sent out the Liberty company. Mike was able to assess and fix. I filed the claim by phone and that was good. The person took the information and sent me an email to let me know who was contracted and who would be reaching out to me.
The contractor worked with my time. I have to drop my child to school and they allowed me to do that. They gave me a timeline of when they would be there. I told them I would be back by 9:00. They came a bit early and they waited. I'm satisfied with the money that I'm paying. I like the fact that American Home Shield is accessible for the price that I pay monthly and the fee that I pay to maintain the equipment at home. It's not costing me an arm and a leg. I would definitely recommend.

When Summer Breeze came out, they diagnosed the issue as needing a new motor blower in the system. They said the part would come in over the weekend and they'd fix it but they didn't. From the time they came out to when it was ultimately resolved took about a week, which was a week that we were without air conditioning. It wasn't that long in terms of service. But it feels like an eternity without air conditioning in your house. That was the only downside. Everyone else we talked to was really knowledgeable, great and helpful. It was great they waived my service fee too. I really appreciated that.

Customer service is fine. My issues have been with the contractors that actually came out to the house to do the work. American Home Shield is okay with taking orders and input on their end. But they only have a select few contractors in the system that can claim jobs. The quality of the contractors has been very poor on a couple of services. Outside the contractor, American Home Shield has been efficient.

I submitted the claim online that the ice maker wasn't working, and American Home Shield issued the claim to a company. Asset Services reached out to me the next day to set up an appointment to come out. He took pictures and said he was gonna put in a request to have the ice maker replaced. Once he turned his claim in, the warranty company denied the claim. They told us he claimed that the part was already out and that it was tampered with. So they won't be replacing the ice maker.

American Home Shield (AHS) is the worst! I set up a repair through AHS and 3 days later the company that AHS used to come out, Clear Flow Water Solutions LLC came out to fix a leaky faucet in my bathroom shower. After 15 minutes, they disassembled my faucet, left the job and was told they needed AHS to approve the parts and repair before continuing. When I called both the clear flow and AHS, I was given the same info. They needed to send AHS a completed form with the repair parts and costs before they can do any work. I now have no access to my shower bathroom and water is off in my bathroom. No word as to when this will be fixed? Could be days or weeks. Why would anyone want this for a service company and this is the 3rd time I set up a repair where I needed to wait for the repair, which took weeks to finish!!! Never use AHS; their service contract is a rip-off.

My experience with American Home Shield is a mixed opinion. Grady’s Air came out to fill in the Freon and see what the issue was with my air conditioning. They responded within 24 hours, and it’s still working.
Customer service is pretty bad because it’s only online, email, or text, and it’s really inconvenient. You apply online, you pay them, and that’s about it. But I really don’t know sometimes what kind of service I need to request, and then they say this is covered, this is not covered. There is no direct, proper contact. I have to call multiple times, and there’s no flexibility. Other service providers, you can call and there is physical phone interaction with them right away. With American Home Shield, they have their own frame of mind. Every month I pay 300 dollars. It’s like $1,200 per year. Is it worth the amount? I don’t think it is.
Thank you for choosing American Home Shield and for taking the time to share your experience. AHS is a scam. The first time I put in a claim, it was a water heater. I had to get my lawyer to write a letter ‘cause they denied the claim. Once they got that letter, they went ahead and sent the technician out to fix the water heater. Years later, now I’m asking you to fix my refrigerator, but it’s a temporary fix.
My refrigerator keeps breaking down. This Samsung refrigerator is a defective refrigerator. Samsung knows it. American Home Shield knows it. All the technicians know it. Tom’s Appliance and Repair came out. I asked Tom to put in an order to have it replaced. He even said he has one and he’s fixed his over 100 times, but he wouldn’t do it. Every technician says that they can’t put in an order to have it replaced even though they know that once they fix it, a few months later, it’s gonna break down again. It can be fixed temporarily, but it's gonna break down again.
Each time it breaks down, I’m paying $100 for somebody to come out. I’ve done it five or six times already. I have a legal letter into American Home Shield saying that I’m gonna sue because you guys got me in this circle. Every technician that has come out and looked at this refrigerator and fixed it will be included in the lawsuit. I’ve had multiple contractors. I already have a legal letter into Sears ‘cause they’ve already sent two technicians out. Tom, he’s now an independent contractor, but he was one of the Sears technicians that came out the first time I asked to have it fixed a few years ago.
I’ve called multiple times and asked AHS to replace the refrigerator. Each time they say the technician needs to put in an order saying that it can't be fixed for it to be replaced. The lady said I get $2,000 each year for my refrigerator, but they can't give me the $2,000 unless the technician says that they can’t order the part because it’s on back order or the technician says that it can’t be fixed. AHS won't replace an appliance for me even though I've been with them for years and have paid over $10,000. They got everybody in this circle. It’s a scam is what it is.

It’s always been our wall oven. For some reason, I placed the claim with American Home Shield as a wall oven, and then internally, somebody on American Home Shield’s side switched it to a built-in food service center. I submitted the claim on the website, but we were assigned three different service providers in a short amount of time. First was Sears, we were subsequently assigned Nick’s Appliance, from which the claim had been pulled and canceled internally, and then we were assigned AC Appliance. As far as interactions with the vendor, several of the other providers that are now here in Hawaii are from Europe and don’t speak English when you need to communicate with them. They actually call back to their dispatch, and you have to speak with somebody on the phone.
Nick’s Appliance, I recently made a complaint and asked not to be assigned them again because they came out to service our dishwasher back in February. It was not cleaning and was leaking, and we had secondary damage on the floor. The contractor said nothing was wrong with it and didn’t do any repairs. We just had to submit a new claim. Now, seven months later, it’s still leaking, has continued to damage our floors, and is still not cleaning.
Though I specifically asked not to be assigned Nick’s Appliance Repair because of our experience with them last time, AHS still dispatched them. I called back and spent probably 2.5 hours on the phone. They said they would assign Sears, but there's no Sears in Hawaii. I asked for AC Appliance Repair. They said they couldn’t because he was on hold. I reached out to AC Appliance Repair, and he told me he had plenty of availability. It’s not him. It's AHS. I had to settle for YZ Appliance, which had come out before and doesn't speak English. Now, we’re waiting on them to come out and deal with the dishwasher that was never repaired, and we still haven’t scheduled with them.
The service is not great, but the end result is needed. We manage seven different properties out here. We had American Home Shield with all of them and then slowly started moving away to other insurance companies. We’ve kept American Home Shield for our primary residence because the coverages are better. What started off as a good experience with another company, after we had switched over several properties, their service turned bad, and they started not honoring things in our contract. We won’t be renewing with AHS in the future.
Dear Aron,
Thank you for contacting American Home Shield! We sincerely apologize for the frustration. A service specialist will review the service request and follow up with you directly.

My recent claim with American Home Shield was with my dryer, and they assigned a technician to come out. They diagnosed it before they got here, and they replaced the motor and the motherboard. And then it still didn’t work. So, then they said it was electrical. So, I had an electrician come out through American Home Shield, and he said there was nothing wrong with the electricity. Everything is working fine in the electrical systems. So, then American Home Shield sent out the appliance people again. This was nine times now. But they just keep ricocheting off of each other.
And then, last Friday, the appliance guy came out and said he’s not even looking at it because they’ve already been out here eight times before this. He said again that it’s not the machine. It’s electrical. And I told him that I’ve had an electrician out here eight times also, and he said that it’s not the electric. So, I have a dryer that is not working, and that’s what I’m waiting on.
The electrician said that the appliance needs to be replaced, but the appliance guy refuses to say that the appliance is broken because if I’m gonna put a new dryer in here, it’s still not gonna work. He said there’s nothing wrong with the appliance. And I told him that the dryer is not working now, but the electricity and my washing machine and everything on that side of the wall are working. So, the only thing that’s not working in my house right now is the dryer from Hughes 24. And we’ve already had two motors and two motherboards put in, and it's still not working.
So, it’s not American Home Shield that I’m having a problem with. It’s the people that they’re sending out because they’re not reporting to American Home Shield. So, they’ve been out. I have every dispatch number and every date that I’ve had someone out at my house. And AHS doesn't have any record of it. They have one report from the electrician, and no report from the appliance people.
We appreciate you sharing your experience and sincerely apologize for the ongoing issues with your dryer repairs. Your patience amidst repeated visits without resolution is commendable, and it’s disheartening to hear about the frequent miscommunications and lack of results. A technician came out to repair the garbage disposal and several faucets. But he simply looked at the garbage disposal. It was like he didn’t want to do any work. But he was a nice guy, and he’s older. He said that the garbage still goes down in the garbage disposal, and that he could hear the bearing going. So, that didn’t get done.
The bathroom faucet was leaking around the handle. He put the springs and a couple of washers in it. An hour after he left, I tried it, and it was still leaking. And so, I called back. He came back a couple of days later, and he adjusted it some, and he said it’s fine, and I just have to be careful turning it off and on. And I told him that I’ve been turning on and off these same faucets for over 20 years. I know how to turn them off and on. So, it wasn’t fixed again.
The difficult thing was, the first time it happened, I called him back, and I called the owner back and told him. And he said he can’t do anything about it, and that I have to call American Home Shield first. And they will create a work order for him to come back out. So, I did that.
I had also put in the dissatisfaction on the review, and I only gave him 2 stars because nothing had been done properly. And so, after, he called me and told me that I don't know what I've done to him and his family, giving him that poor rating, and that I should have called him first. And I told him that I called him when it wasn’t fixed several days ago, and that he told me that he couldn’t do anything, and to call American Home Shield. And that’s what I did.
My partner had had a stroke the day before or within hours before. I was at the hospital getting him admitted. And the technician was going on and on. And I just hung up on him. So, I decided I didn’t want them in my house anymore doing anything else or trying to fix it yet again. So, I called American Home Shield, and I explained everything. And so, today, they sent out a very capable plumber who took care of it.

I didn't want the service of American Home Shield. That’s my wife’s decision and it was against my will. We bought the house at the end of May, so we used AHS for swapping out the locks. This dishwasher wasn't working. The plates were hot, but they weren't clean. That took about one month to fix, which I feel like is insanely long. The first company AHS sent out, Accord Appliances, was absolute trash, probably the biggest scam company in the world. They worked for $100, and they just tried to scam. It’s depressing that they would hire a company like Accord Appliances. They have over 1400 reviews and have 1.4-star rating. AHS turns a blind eye to reviews and customer inputs.
I have proof of Accord Appliances lying, and asked three different people from AHS for me to send proof to an email address. Apparently, AHS doesn’t have email addresses, so I wasn't able to send that proof to anyone. I told them, "Don't send Accord Appliances again.“ The highest AHS had was Savvy, backed with 3.7-star rating, and they were good with what they did. They knew it was a water pump issue, and they fixed it. Now, our dishwasher works. AHS needs to redo their vetting process because they hire scam artists. They don’t vet their people, so coverage is literally meaningless. Talking to AHS is the equivalent of talking to a block wall.
Thank you for sharing your detailed feedback. I sincerely apologize for the frustrations and challenges you faced during your dishwasher repair process. It is concerning to hear about your experience with Accord Appliances, and I understand how important reliable vendors are to building trust in our services. Your feedback is vital. I had a leak that came from the water hookup for the washer and dryer, as well as the drainage. Also, the bathtub was slow. There was a distinct temperature difference in how hot the bathtub water would get in comparison to the rest of the house. I did the claim through the app. You classify the issue under certain types, which was somewhat awkward. I ended up following the steps on the app, which was to call Sundance to set the appointment. I gave them a better description so that they knew what they were dealing with.
They came out on time. The claim was mostly handled all right, but there was some aspects that wasn't fantastic. For the leaking water hookup, the tech was able to get it fixed rough at the top. It was a 1950 starter home and the previous owners were flippers. They did a lot of stuff in a sketchy and not ideal manner, and that ties into some of the issues. Typically, there’s a little alcove that helps keep the pipes more stable. It got swapped out, then the second hookup is the hot water when it got replaced. The cold water was left as is, so it's mismatched. The tech had to physically take it off that alcove in order to replace it. It would have been great if he said, "I could just swap this out for you. That way, it's matching," instead of having to take it apart essentially and use just a portion of it.
When it came to the bathtub issues, he did run the Zip spinning thing but he wasn't able to really diagnose why the drain was slow. It's an older home and it would have been a lot more time-intensive in order to properly address it. When it came to dealing with the hot water issues, he did say it was probably an issue with the limiter. Due to this being an old house, when repairs were done on it, the screw for the lever was absolutely stripped, so he couldn't get in there.
He called American Home Shield and it turns out it wasn't covered. They gave me an estimate for how much it would cost to fix it. Their proposed method was to chop off the lever and replace it. It was $650, which is not cheap. Also, it seems that it would first be attempted to draw out the screw first, which would be a bit more straightforward. It seemed awfully steep and I'm still yet to get that addressed.

American Home Shield is the insurance for my appliances. My experience with them is okay. The only problem I have is the technicians they are sending, especially the ones from Astro Appliances, who were not good. A particular technician came to my house about three times but he couldn’t fix the refrigerator. He changed the screen but he couldn’t make the refrigerator communicate with the TV screen on it.
He changed some parts in my dryer and we’re still experiencing the same problem. When we’re washing, it makes loud banging noise. And then I called for a revisit. The only thing he could fix was the stove, one of the ballasts that needed to be changed. That’s the only thing that’s working.
I called American Home Shield and they had to move one of the fridge to another company, which is Exclusive Appliances. They discovered that if the error message is still coming on the screen, then there was something about a model so they needed to change it. They stopped the guy and ordered the parts so the guy could get them before coming.
But the Astro Appliances said they were sending somebody. My office is in Sugar Land and I live in Katy. The guy called me said he was 15 minutes away from my house. And I told him I won’t be able to make it. He said he will wait. He doesn’t know that I have cameras all over my house.
And as soon as I got home, I called. I didn’t see anybody around my house. I checked the camera and the guy was never here. He refused to pick up my call. He knew that I caught him.
I have to call Astro back and the lousy customer service agent answered me and she said the guy was there. She said she will see if I can book another person to come out that same day. I didn’t hear back from her. I didn’t see anybody until today. Someone called my store and fixed another appointment saying a specialist is going to come on Thursday between 12:00 and 5:00 PM.
I told him I’m not going to sit around all day waiting for their guys with this wide range of time. So they should tell the technician to call me 30 minutes before he heads up to my house.
Whenever I have to call AHS, they have good customer service agents. They’re always geared towards making sure that my issue is resolved or finding the solution. All the ones I’ve spoken with have always been courteous unlike Astro. I wish they have technicians of their role and that they didn’t have to give the job out to another company. They are a good company. I can recommend a friend to them. It’s the people they have given this obligation to do are the ones that are messing up.

I had a water heater issue on the weekend. I called American Home Shield and they assigned a contractor, Brick Stret. They could not come for another four days. When they came and looked at it, they said the water heater needs to be replaced. And then, after a week or so, they installed a new water heater. When they installed it, I was hoping that they will at least test it to make sure things are working, which apparently was not done.
My tenant lives in the property. They noticed that the water was not getting hot so we called the technician. And he was nice enough to come back to check on it, but he said at this time, he can’t do anything. We have to talk to the manufacturer. So, we spent the weekend talking to the manufacturer, sending the pictures, and all that. The manufacturer said it was not installed properly. That’s what we relayed back to the vendor, Brick Street.
They sent somebody again and they checked. I was not at the property, but they didn’t give me any update on whatever the case may be. I tried to get ahold of Brick Street the next day. They told me that something broke inside the newly installed water heater and they had to reinstall a new one. And they initially gave an appointment for 20th of this month, but a couple of hours back, they called back saying they were able to get an appointment for tomorrow.
The experience with the American Home Shield and the vendor, in this scenario, didn’t go well at all. I have been keep calling American Home Shield almost every other day asking them to expedite this because it’s a water heater issue and we don’t have hot water. And they keep telling me that they don’t have that report from Brick Street. It was not a good experience.
It’s been a long time since I’ve had American Home Shield. I had one or two requests with them that were dealt with. But this is something that needed expedited. All we’re asking for is a sooner appointment. And also, I was not happy that they choose some vendor who install something and not check before leaving the property.
We pay a monthly payment. On top of it, I ended up paying again for taking care of this issue with the water heater. They said it was not covered so I had to pay a lot.
Thank you for sharing your detailed experience with us. We sincerely apologize for the inconvenience you've faced with your water heater service and the subsequent communication challenges. I saw there’s water leaking from the bottom of my water heater. So, I did the request to AHS that there is a leakage in there. And they open up a ticket. The Clear Flow visited and said the water heater needs to be replaced.
The line pressure on my water is too high, the recommended pressure is somewhere around 60 to 70 PSI, whereas my line pressure is 120 inside the house so the expansion tank is also damaged. Then he checked the PRB wall, the pressure regulator wall on the main line–that wall itself is broken. It’s not controlling the pressure.
And then I got the quotation from the Clear Flow that I have to pay somewhere around $475 for the water heater replacement. I have to pay $275 for the expansion tank and $150 for the tubing modification. My policy already covers the expansion tank. But the tube modification is not covered.
On the tube modification, they have added six inches of tube. They used the existing tubing that I have in my system. If you take out the old water heater and install the new one, you install one adapter on the hotline and one adapter on the cold line. They charged me $150 for those two pieces.
I won’t recommend American Home Shield. When I needed the breakdown of how much they have charged, how much has been covered, and how much I have to pay out of the pocket Clear Flow didn’t give me. Even though I called the AHS that I need the breakdown of the cost, they said I have to reach out to the Clear Flow.

We have an older house. It was built in 1936 and there are some special challenges that come with an older house. And the first person American Home Shield sent out was experienced, but apparently, a young guy, not experienced with older houses. We asked for three things. Our front bathroom sink was draining very slowly and will get plugged up very quickly. We asked for that to be fixed and he did. He replaced the U-joint. The problem there was that he didn’t quite have enough glue or sealant on it. So, when he turned it on, it would leak from the U-joint that he replaced. So, it’s been a sloppy job.
In the back bathroom, he replaced the faucet which was fine. When he left, I noticed there was water all over the floor in the back hall. And then when I looked under the sink in the bathroom where he had replaced the faucet, when you turned it on, it would leak. And it was leaking from the hot water connection. So, we had to turn the water off, because we couldn’t make it stop.
That was super disappointing. And unfortunately, because the way our house is old, the little knob that you would use to turn it off right there at the sink was broken and you couldn’t turn it off there because our house is old. So, we didn’t ask him to replace that knob. We had the two leaks that continued to leak even though he fixed them. And then the bathtub situation was a leak from the faucet, but he wasn’t able to disconnect the bathtub drain. And that’s okay. We can live with that. That was no harm no foul. I didn’t judge him on that. I did judge him on the fact that he said things were fixed. There was water on the floor and maybe he wasn’t aware of it, but still sad.
And then I was frustrated with the website, because I couldn’t figure out how to ask for somebody to come back out. So, I called the company directly and they showed me how to do it. I requested another one come out. They had the owner come out who was an older fellow who apologized. He fixed everything correctly. He fixed the faucet. He used the same faucet the guy had. He just did a better job putting connections on. And then he fixed the U-joint in the front bathroom.
By the time that fellow left, everything was fine. It was still a little slow draining in the front bathroom, but he said that’s not a plumbing problem. That’s a problem with the air pipe. That’s a whole another thing that wasn’t gonna be covered under the policy, which is fine. I just needed to know what the problem was and we’ll deal with that another day. He really went above and beyond to explain to us, to fix it and to do it pretty quickly.
The website is hard to navigate when you have a secondary problem. I don’t care to spend a lot of time learning. I was looking for a button that said follow-up or report feedback on a previous claim. I didn’t realize they just had to put in a new work order. I did receive a letter saying that part of my claim was denied. And that was because the first fellow who came out was saying he can’t disconnect the bathtub drain without cutting it–that will make me redo the whole bathroom.
I know for a fact you can disconnect it, because we had a cat stuck back behind there one day and we had our plumber disconnect it. The cat wouldn’t come out for two days. I thought he was gonna die.
I think Big Orange really did their best to come out and check on us and make sure everything was good. They were really nice. I haven’t had any problems. My frustration was because I was new and that was the first thing I was having done under the policy, I wasn’t sure how to follow up. And then the people get me extra annoyed because of the time of day, I couldn’t call because everyone’s gone.
AHS is a good price. I paid 299 straight up for the year for 12 months, non-renewable. And I paid a little bit extra so it would include the house appliances. It was a little bit above the basic policy.
If they wanted to do something to better the consumer experience, maybe they should make something to help a brand-new customer who’s not had this type of insurance before how to file your first claim and give a little brochure, and then how do you follow up if something doesn’t go well.
Warm regards,

My washing machine went off, so a guy from American Home Shield came. Then my dryer also went out, so I asked the guy to have a look at the dryer too while he was there. But he said he can’t because American Home Shield won’t allow this. They wanted me to pay another $125 for them to look at the dryer. Then, three plugs in my kitchen shorted and weren’t working, so the stove and the microwave went out. I called them again, and they sent somebody out. The guy said the socket plate is bad, so he fixed it. But they didn’t want to cover the repair of the wires. I got ticked off with it, because it didn’t make sense to me, so I cancelled.
After the cancellation, my wife got a call saying they could have rewritten the ticket differently so they could have covered it. But telling them that wasn’t my job, because my job is informing them of the problem. Every time they wanna look at one little thing, it’s another $125. I consider them a rip-off.

We got AHS right when we got the house. We signed up and decided to go ahead and get the insurance. The initial issue was my refrigerator. Oak Valley Appliances came out. They said to let them know when my refrigerator was defrosted. Between working and whatever, it took me all of I don't know how long just to make the call for the request. I think it had been three weeks and they hadn’t called or checked on me or anything.
Oak Valley Appliances never touched my ice maker or the refrigerator. He basically told me that American Home Shield was not going to pay for my broken shelf. He said anything with normal wear and tear was not replaceable. But he put it in anyway and said that the shelf was broken.
Every time I called or had something fixed, it stayed broken again shortly after it was supposed to be fixed. The drain was one thing. Every year, maybe twice a year, we would call them out for our stopped-up drain. They came and they snaked it, but it stayed broken again.
We called every six months because we were having problems with the air conditioner. It was constantly, every three to six months. We were calling about air conditioning because we’re just trying to not be dying in the summertime and not be freezing in the wintertime. Finally, AHS switched to another company because the guy was rude and wouldn’t explain it. It was like he didn’t want to tell us anything.
Now, it’s all on me to make the call to you guys, actually get through, and get some kind of service request going. Before, my kids were here and they could help me tag team, but now I have to set up something with the service people. When they come out, it's always that they have to come back because of something.
I called just recently for a service for my refrigerator because it's summertime. I never heard anything. This was two months ago. I also called for a service for my heater. Same thing, nothing. I don’t even know if the rep wrote it up. I have no idea.
We were being drug through the mud. After working almost 60 hours at the end of the week and trying to get in touch with somebody in between lunch or break or after work and all of that, it’s a bit much. I had my daughter and her kids and husband to help me, but this is the first year I’ve been in the home just myself and my child. We were able to kind of stay on top of it, but that’s just my experience.
Thank you for sharing your experience with us. We are sincerely sorry to hear about the ongoing challenges with your home warranty and the service you have received. It’s frustrating and disappointing not to have dependable service and responses, especially when your refrigerator, ice maker, air conditioning, and heating services are affected. We understand how this can add significant stress to caring for your home, all the more important given your family circumstances.
Your satisfaction and home comfort matter significantly—we're deeply grateful for your patience thus far.

I’ve had American Home Shield for maybe up to two years and never had to use it. The initial issue was my AC was leaking water. Billy’s AC Services, LLC came out. He showed up on time, but he just went up there and put the gauges on and said I needed 3 pounds of Freon. He was gonna charge me $195. He said they would only reimburse me $10. I asked where the other $165 was going. I asked him if he needed to look at the unit to make sure there was nothing else wrong. He said no, and then he left. He never even came in the house. He told me they won’t replace it unless it completely dies. I said that’s kind of the whole purpose of the home warranty.
The other guy that did fix it was here for two hours cleaning those fans and cleaned out the condensation tube. He spent two hours on his back, and I have not had one issue since he did that. If it’s leaking water, it’s got to be the condensation tube. Had the contractor from Billy’s AC Services come in the house and taken off the panel, he would have clearly seen this.
I think the $125 is a little pricey. My daughter had one, and it cost $35, and they replaced the whole unit. When I went to cancel, they transferred me three times. I held on for 10 minutes, and nobody ever came on the phone. They tried to talk me out of it, even offered two or three months. I’m not gonna use American Home Shield again. I’ll just stack away more money and just pay for it when the time comes.

I had an incentive from the seller of the house to get into American Home Shield. I filled out the request, and they sent somebody the next week. I had some switches that were bad. If I didn’t have them, I’d probably either not have those switches fixed or I’d have probably done it myself. But it would have taken me a long time before I probably worked it into my priority list.
Southwind Electric was nice and competent, but he made a mess and just left a bit of a mess. He basically said he didn’t clean up after himself. I did hire him to come back and do some more work. But honestly, after he did the second amount of work for me, I don’t think I would have him back. I notice a crack in the outer thing. A little bit too careless for my liking. Since there’s a fee for them to come out, I’d almost rather it not just be for a single issue, but for them to fix two or three things for me. Overall, it got done.

I was dissatisfied with American Home Shield. The first time somebody came out, the gentleman looked like he didn’t want to do the work. And then T Mayes was sent for the second opinion. When they came out, they said there were bugs down in my crawlspace, and the pipe needs to be replaced. They already confirmed that it was from wear and tear. Prior to that, they were saying that I had mold. I have documentation where I paid $1,500 and got the mold remediation. And of course, by the water dripping each time I turn the water on, water is going in my crawlspace, and it’s causing it to be damp. And eventually, that's gonna cause mold again.
T Mayes are saying that I have to pay an additional $1,500 for something they had to do with the pipes because AHS is not paying it. I’m not a plumber. And somebody else looked at it, and they got the picture, and it’s not all what they said they had to do. I don’t have $1,595. And I’ve never heard back from American Home Shield to see whether or not they’re gonna do anything. And the guy did say something about some bugs. Of course, it’s in the crawlspace, and because of the water down there.
I’ve even been going to my girlfriend's to shower for a couple of days because I don’t want the water to keep running down there. And I’ve got an exterminator coming in every three months. I had to pay $199 for them to come out to do the first one. But now, there are still a little bit of bugs and crickets here and there. And I do have a dehumidifier down there. I don’t have any kids, and no husband. I did buy a dehumidifier, and I asked my nephew to come look, and it’s not that bad down there.
American Home Shield has not done anything. The last time I spoke with them, I told them the same thing I told you, but they have not gotten back with me yet. And they're taking money out of my account every month.
And then, the person told me he's gonna refund my $100 service fee that I paid, but when I checked my phone the other day, I didn't see anything. And I still have water dripping in my crawlspace now, and it's becoming a health issue.

American Home Shield is not what it used to be. It is difficult to speak with them because even the supervisors are all speaking in a foreign language or with accents from foreign languages. I had a condo that I probably had service with them for 10 years or so, and then when I moved into this house, which was in 2014. And over time, it’s been getting harder to put in a special request or to call back and find out a diagnosis of something because I can’t understand the people that are trying to speak in English and not doing a very good job of it. But I’m happy with most of the technicians that come out.
Last year, I had a microwave that was irreparable, and I took a while to decide what I wanted to replace it with. And when I finally made the decision, they showed up with the microwave, and that company did a very good job of taking out the old one and putting in the new one.
This time for my AC, I was hearing a strange noise from the area where the air return is. And AHS sent Automatic Control out. The technician took care of everything. He did everything that needed to be done and checked everything else while he was there. And everything went well. I specifically requested that Automatic Control be the company that handled the request, because I’ve been with AHS for decades, and Automatic Control has always been reliable.
The price that I’m paying goes up every year, and they never call me to tell me that. I discovered it when I saw that the drafts were bigger. And I’m not happy with it. I know the cost of things go up, but I think someone should call and let me know that they’re changing the monthly fee to a higher number. I can afford for that to happen, but I don’t like it. Especially because I’ve had my policy for such a long time, and it is more than double than what it used to be.
The coverage also varies for what specific thing. I just know that if something can’t be fixed, they will replace it. So, I like that part of it. But ideally, I don’t like to have to get a new appliance. I like keeping the one I have. At this point, my washer and dryer were used when I bought the house because I bought a used house. I’ve been living in this house for 11 years, and they still work. So, I’m happy with them. I am not going to like it when they finally can’t fix them, and I have to go pick out some electronic thing. I like the old-style washers and dryers that actually have mechanical dials on them. On the other hand, if it’s not fixable, I’m gonna need a new one anyway. And so, I’ll have to put up with learning how to use something new.
Warm regards,
Marc

We initially got AHS when we bought our home in 2023 because our Realtor included one year of American Home Shield as part of the contract that the owner of the home had to provide for us, something our Realtor does. She chooses to work with you guys. And so, we already got one year paid for from 2023, and then it renewed in 24. And we had some issues come up when we first purchased the home, and it was a great experience working with you guys. So, we continued. But looking at it now, my husband and I, even on our recent trip, discussed looking into other companies that provide other people that would work. Because air conditioning in Texas is really important. But if this is the only contractor that we have access to, we don't wanna continue with American Home Shield.
My unit is making really loud noises. The outside unit shuts off, but the inside unit continues to run, and it sounded like a loud truck with exhaust just running and running. And so, the guy came out, said he couldn’t find anything wrong with it. He was here for about an hour and then he left. The unit kept doing the same thing, so I recorded a video. Had them come back out. They requested to put a UV light in it, which would be like an additional $600 or $700, but it would be out of pocket. It's not something that you guys would do. But I didn't understand how a UV light would stop the noise. And that's about it. I haven't heard anything else. dw
Now, I talked to a local AC company and the problem is there's no local AC technicians that are contracted through American Home Shield. So, they have to call this company out of Houston, Air City. But I called a local one, and just from playing the sound that I recorded on my phone, they said that it sounds like the blower motor is going out, and that I would need to have the blower fan replaced. That was just listening to it. Now, of course, they're gonna come out and have to look at it and diagnose it and all of that, which I'm gonna have to pay for. But at this point, Air City is the only one that y'all contract with, and I'm not comfortable with them coming back out to my house.
There were two different guys that came. The first guy was very knowledgeable and he was very friendly. He said he tried everything. The second guy named Angel, was young, very unprofessional. He FaceTimed someone to diagnose the unit, to figure it out. I had no confidence in him. The second guy was very odd and I would request that he not come back to do any work on it. I don't even know how long he's been doing this.

Review for American Home Shield & At Appliance Inc. (Sacramento) I’ve been an American Home Shield customer for a while, but after this recent experience, I’m really questioning why they continue to use At Appliance Inc. out of Sacramento. They sent this company to fix my dishwasher, which was showing an intermittent drain error. The technician who arrived could barely speak English and had to use Google Translate just to communicate with me. He started the dishwasher to see if the error would show up, but spent about 20 minutes standing in my kitchen mostly on his phone. He then said everything “looked good” and that if the problem happened again, I should just call the warranty company.
As he was getting ready to leave, the dishwasher finally displayed the same error code I originally reported. Only then did he decide to pull the dishwasher out and check the hoses. He suctioned them out and found nothing blocking them, looked at another part, removed it, put it back, and said he was “done.” His only advice was again to call American Home Shield if it happened again. He then asked me to sign a waiver that mentioned “food in the dishwasher,” which I refused to sign because that wasn’t the issue at all.
I called American Home Shield immediately to request a different service company. They told me they’d wait for the report from At Appliance before sending someone else and that if I switched now, I’d be charged another $100 service fee — even though the issue clearly wasn’t fixed. After looking up reviews, I saw many other customers had similar negative experiences with this same repair company. I honestly don’t understand why American Home Shield continues to partner with them. I paid $100 for a service call, and my dishwasher is still not working properly. Very disappointing all around.

The first was that I just needed a Freon for my AC. They came out and did that. But the most important one is my refrigerator. And it's only been over a month, and I told them my food was going bad, but still they called me last week or Friday before last week and they said that the contractor was gonna contact me because they had the part. I still haven't heard from anybody.
Someone came out to look at the fridge. And they told me what the issue was. Actually, I did that in my dryer because I saw that it was under the same family group and they could come out and do both. But they still haven't, the contractor, I am very dissatisfied, to be honest with you, because they're so bad at returning or answering my messages.
Other than that, American Home Shield has been very good at calling the contractor when I call them. So, it's not really a complaint on your behalf. It's just the contractors.

We stopped using American Home Shield when we had a bad experience with the HVAC claim but this year, they gave us an introductory price, so we went back to them.
One thing that’s holding them back is subpar contractors. It’s not American Home Shield’s fault, but they need to have their own vetting procedure and there needs to be a list of people they should work with and another list of people they shouldn’t work with. I think that would clean up a lot of problems.
We had a leaking bathtub faucet, and American Home Shield sent Waldorf. They came out, capped it off, and turned the water to the house back on, but they didn’t fix the faucet. I didn’t get any updates for a week, so I followed up with Waldorf, and they said they were done, but they were nowhere near done. They just did an emergency measure and moved on. I had to ask American Home Shield to have them come back out.
Another thing is when submitting a claim on the website, they have limited characters that you can input into the description of what’s going on. I’m sure they did that for a good reason, but it very much limits my ability to tell them what’s going on, and they don’t get enough information to get the right person for the right job.
But American Home Shield has done a lot to improve its customer service and its offering in general. The person who was on the phone with me not only listened, understood, and summarized what I was saying, but went ahead and called the contractor. And then, followed up with the contractor the day after to make sure that the appointments were getting scheduled, which is what they said they would do. I’ve never experienced that before in a warranty company.
We value the time you took to share your detailed experience with us. It's gratifying to know that American Home Shield provided commendable customer service during your calls. Your observation about our contractors is valuable, and we appreciate your feedback on expanding digital communication capabilities.
If there’s anything more you would like to discuss, we encourage you to reach out. We're committed to enhancing your home service journey with us. Thank you again for your thoughtful suggestions.

American Home Shield carries good customer reviews and I've had plenty of people say good things about them. I’ve been with them for six months. I usually call the claim in and speak to someone. The customer service is great to a point, though. When describing a certain problem or item, sometimes the reps are not educated or knowledgeable to know what I'm talking about. They get confused with certain things. I’ll explain a grinder pump and they might confuse it for a water closet or a toilet because it's associated with the toilet. They're just thinking that the issue is with the toilet and not what I'm talking about.
Every time I've called in, I've received good customer service. But the reps need a little bit more knowledge in the aspect of certain household items and things that AHS covers. Sometimes these reps would just say the claim is not covered. It leaves a customer like me thinking, “Now what do I do?" I'm left to take the burden of repairs on my own.
From my last two visits, I've had really bad experiences. The contractors don't respect AHS as a warranty company and make money off of me. They’ll say that AHS is not gonna cover what they came for, give an estimate, and cut AHS out. Why don't we all get on the same page and work with AHS instead of telling me that? It makes me feel as if I've wasted my time. Some of the contractors need to be audited or revised. They have things they send to the customer of what is and isn’t covered, and the contractors need to understand that when they get a service call, it's because something is being covered. Overall, there's room for improvement for AHS but they do a good job.
Sincerely,

The whole process took very long for us to get the washer all fixed. As soon as we put in a claim with American Home Shield, they recommended Allure. Allure’s timeframe when they said they could come and see us was almost a month which was a long time without a washer. We had to take our clothes to get washed out of our pockets. It was costly for us but American Home Shield said they cannot do anything for that reimbursement.
They had to come three to finally got everything taken care of. The first time, they replaced two parts which didn’t fix it. They had to order parts which took almost a week. The last item that they had to replace, which was a motor, eventually got it up and running. It’s been working okay but tomorrow, I’ll probably be washing more clothes, so I’ll see how it goes. But overall, it was fixed and I appreciate AHS for that support.
Another thing is that our furnace is very old and it’s working. But the last time I put in a claim with AHS in regards to the furnace, it wasn’t working. An HVAC person came and found the issue. He said it was a bad fuse. He strongly recommended getting a new furnace right away and said he’d put that on his report to let AHS know.

The technician from Mohawk Mike’s came out to fix my dryer after I submitted a claim with American Home Shield. A lot of times, I do it online, but recently I’ve started doing it over the phone. I’ve been with American Home Shield for about 10 years, and my experience has been good overall. The price, however, has gotten a little high and has been going up every year.

We didn’t have an oven for three months. I’m not sure that was their fault, but they could have been better with communication and keeping us up to date. I kept in touch with AHS to try to find out what was going on. Eventually, they did get the part remanufactured and came out and installed it.
I have no real complaints, except their inability to get feedback when things are delayed. I can’t send any kind of message online, I can only call their 1-800 number, which gives you reps in the Philippines, which is fine. But they often don’t know either what’s going on. They have to contact the contractor, which I’m able to do directly. That’s really not that much help.
An inexpensive fix would be to submit something online rather than calling, such as an online form where I could provide the claim number and explain the issue or question. It wouldn’t have to be immediate, but being able to receive a response within a few days would create another channel for information flow.
Other than that, I’m happy with the price and find it very competitive. I’ve upgraded my plan and have no complaints about the coverage. It’s like any other kind of insurance. You pay in case something happens. We paid for many years without having claims, but as our home and appliances have gotten older, we’ve had a couple of claims recently.

Everything went fine when Level 99 Plumbing came out. They had to come back to bring parts but they did well. So far, we’ve been pleased with American Home Shield. Everything was good with this service.
In the past, there was a toilet that they were supposed to fix. When the contractors came out, they couldn’t fix it. They had to order a part. They brought a new part out and put it on but he still couldn’t fix it. He said there must be something wrong with the part, so we had to order another part. And still he couldn’t make it work or it worked for about three times and then it wouldn’t flush again. I called them back and they came back, and they said I need a new commode. They will order it.
My husband wanted to upgrade to a taller commode and so I called the office the next day and I asked if the commode as beedn ordered already. The lady said that if I hadn’t asked for it then they haven’t ordered it. I told her that I told the plumber I wanted him to order it and that’s what I was trying to find out. She was rude and condescending. I told her I was trying to find out if it was already ordered because we are willing to pay for the difference to order the new commode.
When they came in to put the commode in, they redid everything. A day later, it wasn’t working again. And so I called her back and I said they are not coming back out and that there’s something wrong with our house. She said they’ve been out there five times and it wasn’t fixed, and so there’s something wrong at our house.
I ended up having to pay for another plumber myself to get that fixed. They told me they do not have anyone else that could work on a pressure flush type. When I got the other plumber out, he said the other guy didn’t know what he was doing because it’s not that hard to fix. I didn’t need a new commode in the first place.

We had the house built five years ago and I’ve had American Home Shield ever since. When we call about something, we have to jump through hoops. It takes forever for them to send somebody out. They’ll gladly take my money every month, but I might have to wait 8 to 10 days before they’ll send somebody out for the repairs.
We have AHS in another home and we’re shopping around to find another company. If you have one or two claims a year, it’s almost like they’re trying to find a way to say that we have to pay a portion of that. If I have one or two claims a year, that might be around $400, but I’m paying almost $100 a month. They would also find a way to say that the issue is pre-existing.
They take people’s money all the time but when there’s something they need to get done, it’s like they’re begging AHS to do something that they’re being paid to do. My brother stopped using American Home Shield. Several people that I know that I turned on to American Home Shield have already left and gone to other companies.
Recently we had a toilet that was in our master suite that was messing up. D&J did an excellent job. But if anyone would ask me if I recommend American Home Shield, hell no.

We’ve been with American Home Shield for roughly a year. We're not happy at all. The first time when we moved in here, we called because there’s a gas leak to the fireplace. We had to call Xcel, the gas company, and we got ahold of American Home Shield after the fact because it was dangerous. They said they weren't gonna cover it, so we wound up spending over $500 to get it fixed. We didn't call them first, which is stupid because of the safety.
The first claim was not the best at all, but this one in exchange went well. The freezer was making a lot of noise. The guy from Sears was very professional, helpful, and knowledgeable. He came in, did his job in 45 minutes to an hour, and left. He was able to address the situation and it's working like a dream.

I’ve been with American Home Shield for five years since we bought the house. I could name three things they can do better. First, their price has risen dramatically. Two, they should train the people who answer the phone. I don't expect them to know about appliances but I do expect them not to sound like they're 18 years old and don't know what they're talking about or the company itself. Third, it was consistent that AHS would assign people that were rated so low on any of the rating charts. Some of them really were rated like 2 out of 5. I've got two or three family members and a couple of friends that say the same thing about that. The people they send out are low-quality folks and I had horrible experiences with some of them. They wouldn't call you back or it was a very poor job.
I finally figured out that if you called instead of going online and ask them to wait on the phone a minute, I would Google what are the ratings for this company they would send out. If I thought it was a 2 and people were screaming about how horrible they were, then I would ask, "Can you please assign someone else?" AHS would, so I did appreciate their willingness to put a higher one on. I know sometimes customers can be horribly brutal in their ratings, so anything moderate, I would take something higher than a 2.5. I live in a big city, so AHS should hire higher-quality contractors, if they could.
To encapsulate everything I've experienced, it’s probably been confusing, frustrating, and surprisingly unhelpful. Almost every contractor I've had come into the house has nothing but negative things to say about AHS. That doesn't help and the confidence goes down. Their experience affects me too.
We appreciate the feedback and will continue to improve our coverage!

They said not to use the soap because they had to change the motor. So, I discontinued using that soap. Everything is working well now. I was satisfied with their service. True Vine is great.
On the other hand, American Home Shield’s services are good with just some. I’m paying for a service every month, but when something broke, it wasn’t covered. For instance, I had to pay $9,000 for repairs of my air conditioning. But, I’ve heard other people having theirs covered. Every time I try to cancel their service, they offer me something. I don’t know how much longer I’m gonna keep them.
Also, I’ve had toilet issues before. I asked the plumber if he could check another toilet, and he told me that I need to call again. I have four toilets and need all of them inspected, but I have to make four separate calls. It will cost me another $125. It doesn’t make any sense. I also have a job and don't have time for that. If someone picks up the phone right away. I can make it. But, I got caught up in a voicemail loop. Overall I’m not satisfied with American Home Shield service.

But he has not called me back.
I have been with American Home Shield for probably 10 years. Customer service is good, but the price has gone up a bit since I started. Also, my understanding was the AC claim was fully covered, but it wasn’t. I end up having to pay $560 in addition to my $100 service call fee upfront to get this work completed. My overall experience with American Home Shield was frustrating. A lot of times it’s a three-week evolution, which really upsets me, especially if it’s the AC unit or refrigerator. I had a garage door that needed to be repaired, and it took them almost three and a half weeks before they got somebody out there. They assigned somebody right away. I called that company, and that company said it was gonna be almost a month. So, I called back, they assigned somebody else, and it was three weeks.
So, timeliness is the biggest issue with AHS. Because before the first time they get out there, if that’s two to three weeks, then they have to order the part, and then they have to wait for approval. It can be exhausting and frustrating.
But this last time with Pleasant Valley Heating & Air, it was the smoothest ever on any of my claims. Everything happened within a week. They came out, ordered the part, and got my AC fixed. First time ever. I was impressed this time.
What happened was our air conditioner blower stopped working on my main unit. So, I submitted the claim via their automated phone service, which was easy. And then I got the email notification of who was coming out. Then, I called them the following Monday morning and talked to them, explained what was going on, so they could put it in their system. And they scheduled me, and then they texted before or as the repair guy was coming to the residence. Pleasant Valley was good. This was a new company that they gave me this time, and I was happy with these guys.
I also don’t like their process for the Freon. Because I had an issue one time where they replaced the compressor and, just over a year later, it went bad again. So, I’m sure it was faulty. And they would not budge on me having to pay for the Freon again, which is quite expensive. A compressor should last 10 to 15 years, and this one lasted only a year. They just told me they’re sorry. And that was $1,200 out of my pocket for Freon.
I’ve been with American Home Shield for 15 years. It came with the house when I bought it. And I like not having to worry about replacing stuff when it’s broken. But I don’t know if they’ve changed their process and let the contractor actually immediately order the parts that are required, which, hopefully, they did.
Thank you for your thoughtful review. I deeply appreciate your patience and your willingness to share your experiences. While it's encouraging to hear the more recent process was smoother with your air conditioner repair, I'm sorry for the earlier frustrations with wait times and the challenges you faced previously.

The touch pad on my oven went out on 9/20. They were quick to get a tech out on 9/22. Tech was great. The part they need to fix the stove is discontinued and they could not get a part and figured AHS would most likely replace but said they might be able to find a part. AHS told the tech that they found a part. When it was received it was not complete and not usable. They sent it back. AHS said they would get another one. On 10/9 contacted AHS about status of part. After chatting with 2 different people they said it would be delivered to the tech 10/10. It is now 10/13. The tech contacted me to say no part. Contacted AHS. They said the part was not ordered as it was not available and did not know when that would be but they would let me know. So how long am I supposed to wait without an oven for the chance they will find a working discontinued part. Total sham. Do not waste you money.

When they say they cover your hot water heater, they partner with companies that come out and give you quotes. When I looked up the make and model of the hot water heater myself, it was about 20% of the price they quoted me. They mark up the prices to the point where it makes zero sense to hire a tech to come out and replace the hot water heater.
They also force you to do a cash in lieu offer because nobody wants to spend four or five times of what the actual cost of the hot water heater is. And then, the cash in lieu offer is substantially lower than what a hot water heater costs. It’s somewhat of a scam, in my opinion, but it is what it is. I’m on the fence of canceling.

I submitted the claims through my phone app, and it was easy to use. Then they told me who the assigned contractor would be and the expected time they would come out. The technician was fantastic, knowledgeable, and he showed me what my issue was.
What it was, was I have a gas oven and gas ovens fluctuate high and low to where the temperatures I see on average temp, where an electric oven holds temperatures a little more steady. I did not realize I had a gas oven. The repair call came in with some great information. So, he walked me through everything. We ran tests. We ran thermometers. So, he ran a thorough inspection. But during that timeframe, he was explaining what he was doing. He was explaining to me what I had. He was one of the best repair techs I’ve had to come do something for me.
So, AHS is a peace of mind. I know if something goes wrong, that I’m gonna have an expert come in and fix it. And it’s one of those things that you hope you never have to use, but it’s nice to have it.

I’ve had American Home Shield since June, and it came with my home purchase. It was simple to request a service call, and they came out pretty quickly. I had an issue with my AC blowing out hot air. So, I called AHS to submit a claim, and they assigned Blue Ice Cooling and Heating to come out. I had to wait the weekend, but I expected that. The technician was good and friendly. He shared with me what he was doing and told me that it was a bad connection, that instead of the air conditioning being triggered, it was triggering the heat to come on.
Hi Debby,
Thanks for sharing your experience! We're glad to hear the claim process was quick and that Blue Ice Cooling and Heating LLC provided great service. It’s great to know the issue was resolved efficiently and that you feel confident in your coverage.
We appreciate your recommendation and look forward to continuing to support you!

The technicians from American Home Shield came out but didn’t fix the issue with the washing machine. The first one just turned the washing machine around. Then, for the fridge, he put in a new drawer, but he didn’t fix the thermostat and couldn’t stop it from freezing. He said that the washing machine and the fridge are working again, and just left. I called him back regarding the washing machine and he said that it’s the rods, so he replaced the rods. When I called American Home Shield to complain, the supervisor told me that the technicians are supposed to come out and try to fix something three times and that if they can’t fix it, they’ll replace the washing machine with a similar one.
The second one replaced the switch for air control in the fridge, and now it seems to be working again. However, he ignored me on the washing machine when I told him that I think it’s the sensors, because he thinks it’s the rods and I didn’t have the report on the rod replacement done by the previous contractor. So, he replaced the rods instead which had actually already been replaced by the previous contractor.
After that, he came back from the basement saying he fixed it and it’s working again. But it still didn’t work. When the machine is turned on, it acts like it’s gonna work, but then it unclicks and opens up. I tried that a couple of times but it kept doing the same thing and randomly turned on. There is also now a banging sound against the machine wall where he placed the rods. He evidently didn’t do it correctly. Now I have 2 problems which could be a fire hazard so I unplugged the washing machine.
I was very upset because the people they sent out kept telling me that I don’t know how to wash clothes, that I don’t know what I’m talking about, and that clothes can’t be washed in cold water. So after the second guy left, I called American Home Shield again and said the washing machine is still not working right. The customer service person didn’t have notes from my first call. Then, a supervisor told me to wait 24 to 72 hours for the guy to enter his information. They’ll evaluate what the technician did and then they’ll get back at me. They charged me $411 for the warranty and $125 for each time they come out. I could’ve hired somebody myself and had them do the repairs.

I filed a claim for our AC, it was not cooling. I called and talked to an actual person at American Home Shield. They gave me the name and telephone number of the contractors and told me that they would be calling me or for me to call them. Walker Air Conditioning, LLC came out. The technician was excellent.
There was a gentleman that went for my refrigerator. He was a nightmare, and I would not recommend him to anyone. It took almost a month. We were without food for a month. I argued with American Home Shield that I had to wait. They kept on rescheduling us because they were very busy. I told them I was gonna get my own, but they would not reimburse me. We were very angry with the one that handled that. That vendor is brutal. Javier Zamora and the other one didn’t even know what they were doing. He made a big drama when he reported to American Home Shield.
What we did not expect was the treatment from American Home Shield. I called the manager, and I finally was reimbursed, but I told him anybody else would have really not tolerated what I’ve tolerated.

I’ve had AHS on seven houses over 30 years. I had it as a condition that I wanted the sellers to buy a home warranty when I closed. I’ve always had a home warranty when I move in. Generally, I’ve had nothing but great service.
The initial issue was my sink was not draining like it was supposed to. I was thinking it wasn’t draining like it should, whether it was the drain or the garbage disposal. Northwest Sundance Services Inc. Portland came out. The contractor filled the sink twice and said it was draining okay, and said to check it after 30 minutes, if it’s not draining okay, call him and he will come back. The drain would fill up just about to the top of the sink when I was rinsing dishes. But now I’m doing it where if it does come to the top when I’m doing dishes, I just run the garbage disposal just a couple of whirs and it’ll drain itself.
AHS is fairly quick at getting out. Sometimes I have to wait, but nothing drastic. Most of the time, it’s not really an emergency. I have had no problems at all with AHS. They’ve all been very nice.
Thank you for sharing your experience with American Home Shield. We’re thrilled to hear about your long-lasting satisfaction over the decades and are grateful for your positive appraisal of our services. It's wonderful that despite a minor hitch with your sink, our partners like Northwest Sundance Services Inc. could quickly address the issue to your satisfaction. Your confidence in us over seven home purchases means a lot, and we’re excited to continue serving all your future home warranty needs to the same exemplary level you’ve come to expect. Don’t hesitate to reach out for further assistance whenever necessary!

I’ve been an American Home Shield member since 2020. I have had a few claims with them, but the one before this one wasn’t very good. I had a problem with my lights, and American Home Shield denied the claim. They said wear and tear, but it didn’t make any sense. It was a problem with the ballast. I don’t know if there’s a way I can get them to come fix the light without me having to pay another $100 to come out.
The most recent service was really good. There was a leak in my tub and a problem with my garbage disposal in the sink. K & S Plumbing Services fixed both problems. They actually did a good job. They had to come back for the tub leak because they had to order some parts for it. They had to replace the stem. It took maybe three or four days for the parts. They came on a Friday, and they came back on Tuesday to finish the job in one day. I didn’t have any complaints.

I tell everybody how happy I am with American Home Shield. If something breaks down, I feel comfortable just calling them and knowing they’ll send someone out to service it, instead of me trying to find somebody on my own. The people they’ve sent, like Isaac and the AC company I recently had out, made me feel very comfortable. They knew their work, and I don’t feel afraid that someone is going to rip me off.
I had a claim where Hi-Tech Appliance Services came out for my wall oven, which was not working. Contractors came out twice. The first contractor was garbage. He had no knowledge of anything. The second contractor, Hi-Tech, was very, very good. That’s the only company I want back in my home. He knows his appliances, and I was very happy with him. Right now, I’m waiting for a new oven. I haven’t picked one out yet because I haven’t had time, but I’m planning to look at Lowe’s before I make my choice.
I’m probably going to move up to a higher-level plan now that I understand how the warranty works. I want the best plan from American Home Shield.
Thank you for sharing your experience with American Home Shield. We appreciate your feedback and are pleased to hear that you found peace of mind with our service commitments. It's gratifying to know that the technician from High Tech provided knowledge and outstanding service, and your confidence in having competent professionals, like our AC technicians, adds a lot of value.

I had American Home Shield for many, many years, and I like their service. I was with Choice, and I went to American Home Shield. I was really happy with them. They have gone up a lot since I first started with them, but they're the best one out there. I got upset with them years ago because they dropped me for no reason. Even though they did that to me, I went ahead and got American Home Shield for my son and got it back after many years. I think they need to be honest, because they didn’t give me a reason for not renewing my contract.
Recently, I called American Home Shield for my ice maker that was making a bunch of noises. The tech came out and told me what to do to keep the ice from overflowing and hitting the back. It still kept making noise, so he came out and replaced the wire the other day. I really like that guy who came out. I also like the people that that they send out any time I called. They don't always answer and are not easy to get ahold of, but they're very nice and helpful.
The only issue I had years and years ago, my microwave just kept messing up, even beyond the three-month period where the contractor can come back and do it for free. I could have bought multiple microwaves with the amount of money I paid. They finally just replaced the whole thing, and I haven't had a problem with it since.
Thank you for your detailed review of your experience with American Home Shield. We're pleased to hear that despite the initial challenges with your prior service, you decided to give us another chance and had a positive outcome, particularly with the icemaker repair. We appreciate your acknowledgment of our technician's efforts and swift resolution to the wire issue.
It's also valuable to know that while you sometimes find it hard to reach our customer service by phone, your contacts have generally been friendly and professional, which is what we aim for. Additionally, we're glad you've chosen to extend our coverage to your son’s house, reflecting your confidence in our services compared to other providers.

I had a claim with AHS for my refrigerator. I went to the website, and that’s where I submitted. And I got a call, a text or email that someone would be coming.
My refrigerator started freezing in the top part. And you could see the ice forming in it. It seemed like the temperature was set too low. And on the side of the fridge, you could see water droplets and it’s always leaking water..
Two days later, I saw the same ice come up. I wasn’t sure what that was, but by the time I’m there, I said, Okay, I’m gonna make a call. That ice melted and I haven’t had any problems with it again. So it’s working okay now.
The service was very fast. I went on and I submitted for service and I got a response very quickly. So that was very good with this company. I’ve had issues before and still wasn’t resolved with another company when I made a claim.

We’ve been with AHS for around 20 years. And I had a claim involving two toilets. First one was the pipe that leads from the tank to the wall was leaking. So, they replaced the pump or the flush assembly on the inside of the tank. They identified the problem and replaced it quickly, and tested it. It works perfectly. And then the other one, the mount that holds it to the floor had corroded. So, the overall toilet was loose, and it wasn't flushing correctly.
He quickly replaced the ring and the two posts that hold the toilet with wing nuts, made the flush better, and put everything back together. Did a great job.
The biggest item we had was the tankless water heater. And it was a little bit tricky to get it working because it's complicated, but it did get done. That was something like $7000 that we avoided. It wasn't cheap. And we paid the flat fee. And there was a little bit of charge because some items aren't always covered 100%. So, I paid $1000 for it, without the warranty, it would have been much more expensive.
Sincerely,
Marc

We’ve been with AHS for years now, and we know we needed to do something about that, about having a plan in place to service appliances. We really didn’t do a comparison with others at the time. We just basically selected them. Kind of random. Recently, we submitted a claim because of the dryer. My wife did a load of laundry in the dryer and it worked fine. And the next load, it did not work. There was power there at the machine, but it would not respond to the start switch. And so this happened numerous times, and so we had no idea why it was powering up but it wouldn't turn on.
We were given all the contractor information including the technician’s name and his contact number, in any case I wanted to reach him before he reached out to me. The contractor was good. We've had him before because he serviced our clothes washer, and he was excellent. Very highly skilled, professional, and very timely in terms of getting back to us and responding. We have no issues with this guy at all.
We’ve spoken with our daughter and her husband about getting a home warranty since they don’t have one currently, and we’ve expressed that they should consider it because of two reasons. One for their own property, and then two, they have a rental property. So, if they were to do a commercial version of AHS, that might be advisable for them.
We like everything else. Though, the issue is the increase in cost. And I know that everybody's costs have gone up, but that's quite a significant jump in cost from one year to the next. And so that was a little bit problematic. And I don't think there's anything much you can do about improving that, but it is a bit troublesome. And we have looked at other home warranty companies, and we even tried one out. And to be honest, they were terrible, so at this point, we've had to bite the bullet on price and stay with Home Shield.
We’ve never been disappointed with customer service. There is one thing, though. And this is not specific to Home Shield. We have had trouble on occasion where they are in our area where we live with specific tradespeople, like whether it was plumbing or whatever. They didn't want to deal with any home warranty companies at all. And they wouldn't. And that creates a bit of an issue if you can't find service locally here, someone who is willing to work with a home warranty company. And so we have had that issue.
We greatly appreciate your positive feedback. Our goal is always to provide fair service at a competitive cost. Thank you for your recommendations and for being a valued AHS member. We look forward to supporting you for many years to come!

We got it back, and the oven turns on, but we cannot control the temp now with the up button. It will go down, but it just won’t go up. We were using the timer before on different things when we’d cook on the oven, even though we couldn’t bake in it, but we’d set the timer, and the up button worked then. Something happened between him taking it out and repairing it that the up button just stopped working. I’m still at a standstill. My recent claim was with my leaking dishwasher and my icemaker. So, I submitted the claim online, and American Home Shield sent Exmore Repair Services out. Submitting a claim was easy, and within minutes, I had a notification from AHS telling me who the vendor was going to come out and do the work. And then, I had coordination from the company to arrange a date for them to come out and do the work. I set up an initial appointment with them, and they tried to come out earlier, but I was out of town. So, we set up a meeting for the following week.
While I was out of town, they actually called me back again and asked if they could come because they have a technician available. And of course, while I was out of town, I couldn’t do it. So, we kept our original appointment. But they were very proactive about trying to get out and getting this issue resolved.
On the appointment day, the technician came in. He ran the dishwasher, checked to see what the issue was, found out that the hose for the pumps inside the dishwasher was leaking, and then he replaced it. And it’s working fine.
I’ve had AHS for six years now, since I bought this house, but I had it on a house that I owned previously in Virginia. I like them because they’re quick, and it’s easy to get service. Sometimes, for certain things, it takes a while. Anything that’s done through Sears seems to take a while, and that would be my biggest complaint. But that’s not about AHS, that’s about the ability to get service through Sears. But AHS is worth it, especially if you’ve got an older home and you’re concerned about your appliances.
Thank you so much for sharing your experience and for the wonderful recommendation! We're thrilled to hear about the prompt response and seamless service you received. It's great to know that our process feels straightforward and customer-friendly, especially during home repairs. My garbage disposal was leaking, and the faucet was also leaking. So, I submitted a claim online with American Home Shield. They allow you to pick up to four items in one ticket. And they gave me a confirmation that the claim was submitted, and then gave me instructions. They let me know somebody will be contacting me for an appointment. And then they also sent me an email or a text message, giving me more information about United Air Temp. And then within 24 hours, I got an appointment. They then came right out. It was easy to schedule the repair.
The technician who came was great. His name is Nigel. He came early because he was already in the area, and he finished early with his previous job. So, he asked me if it’s okay to come by, and I told him it’s okay. So, he came, and he introduced himself. He pulled out his little booties to put on his feet to make sure they don’t track in my house. And he explained what he believed the issue to be. He assessed it and told me what it was and what the steps would be. Nigel was fast, didn’t take long, professional, and took all his trash with him.
And he had a garbage disposal on the trunk in his car, but he didn’t have the faucet. So, he said that he can install the garbage disposal, but he had to go and get a faucet, and he would come back. He said that they would call me for the faucet installation, and I need to schedule another appointment. And then he came back out.
He tested the dishwasher before he left, and it was working fine. And then, he did the faucet, and he tested it, and it has been working fine. Since the garbage disposal was leaking, we put a bin to catch the water. And to make sure it wasn’t leaking, we pulled out the bin, and it was empty. So, everything was still working good.
I may have used AHS early on when I bought my house, and I’ve been very pleased. I don’t know how much I paid, but every time I think about getting rid of it, now that I’ve been in the house longer, I’m just concerned that I’m probably going to really need it now. So, it’s definitely worth it for a first-time homeowner because you don’t know what kind of expenses will come with things breaking down.
Thank you so much for sharing your delightful experience with American Home Shield. We're thrilled to hear of the smooth and efficient service, especially how promptly affairs were handled right from scheduling your request to the arrival of Nigel, the contractor. It's heartwarming to know his professionalism made such a fantastic impact, providing peace of mind with the repairs needed. We're especially gratified knowing that our services have left a positive impression meaningful enough to consider referrals. Should there be any more ways we can assist, please let us know. I have been with American Home Shield for about 10 years. Their claims process was cool. My husband and I had a rattling air conditioning unit in the closet. So, Lane Services came out to check it out, and they said it was just the vibration of the air conditioning unit.
The repairman made a double trip around. He said he can't fix it if he can't hear the noise. Hours after he left, I called him and asked if I could send the recording to him first. He said I could. So, I sent it to him, and he heard it. He came back and found out it was just the vibration.
I do want to say that he was very nice, polite, and helpful. He really took his time to explain everything to us.
Thank you for sharing your experience with us. We're pleased to hear that the technician from Lane Services could provide a solution that reassured you. Your positive marks on the straightforward claims process with American Home Shield over the past years are greatly appreciated. American Home Shield sent HCK Appliance Repair out to fix my washing machine and he was great. He diagnosed it, said he needed parts, and then he came out the next week to repair it. I haven’t had any issues with it so far. The only issue I had was the repair took a month because AHS contractors only work Mondays through Fridays and that’s not a good thing. And it’s hard to reach these people. You call them, they go straight to voicemail. The person who came to fix my washing machine was the same way. I had to take a day off, but I wanted my washer fixed because it’s been over a month. They tried to send out Sears ‘cause they worked on Saturdays, but I didn’t want Sears because I’ve used them before, and they just wasted my whole day.
But in fairness, AHS did refund the service fee for the washing machine, so I didn’t have to pay the $125 deductible. And it’s not American Home Shield’s fault, and that’s the sad thing. They did what they were supposed to do, but their contractors want to work like bankers. I’m an accountant and assistant controller of our business. Regardless of who did something, it still falls back on the business name.
Hi Andrea,
Thank you for sharing your experience. We're glad the technician from HCK Appliance Repair provided excellent service and got your washing machine working again. We’re sorry the overall process with American Home Shield didn’t meet your expectations, we understand how frustrating it can be to wait for service. Your feedback is valuable and will be shared with our team. We appreciate your feedback and hope you’ll give us another chance in the future to provide you with a more positive experience.

Water was leaking from the condensation line, so I went on the app, checked all the things that was wrong, and put it under plumbing. American Home Shield sent out K&S Plumbing, and they told me that it was an HVAC problem, so they sent it over to Myers, and all the contractors were fine.
Myers told me the thermostat, and a coil needed to be replaced, it’s covered under the warranty, and they’d be coming back out Monday or Tuesday to fix it. But they never came, so I called AHS, and found out they wouldn’t cover it because Myers had written it up as, “Owner caused the problem.” Why did Myers do that? ‘Cause that’s not what they told me.
The customer service reps at AHS genuinely wanna help. But the problem is the way AHS writes up their policies, they don’t cover anything, but they charge you money just to have somebody to come out and do nothing. So, I paid K&S and Myers for nothing.
I purchased AHS for my home in ’21 and just let the warranty expire. Then I realized I wanted to keep it, so I purchased it again and they have sucked since then.

Around 3:00 in the morning, the bathroom ceiling tiles caved in. My thought was that it was from the AC ductwork that was leaking so I initiated the claim for the ductwork leaking. They sent out a technician but unfortunately, the technician that came out wasn’t able to locate anything. After the technician left, I got the AC on. And it was probably running about an hour when I started noticing actual water droplets. And so, I called Clearly Comfort back. I asked them if they could send the technician back out because there was in fact a leak. I videotaped it so I could pinpoint where it was at.
The second technician came in and decided to put water up to the unit and fill the collection reservoir and from that, he was able to identify that there was a blockage. The pan was overflowing into the house. He was able to remove that. I didn’t have to put in another claim. Everything was well done.

Having American Home Shield is a decent way to get appliances serviced. Most of their contractors have been good. One bad one was an electrician at our Hilton Head home where I could not reach them for three weeks. That’s the only one that stands out.
Generally, they’ve been good, like the plumber who helped us in Hilton Head and this last AC repair we had. The technician was very helpful, checked out the existing warranty on the unit, and found out that it was still in effect from the manufacturer. A motor had to be replaced. He came back with a new motor, a $1,500 item, and installed it. There were maybe four visits, and it was sort of a difficult repair. He identified exactly what the problem was and fixed it as quickly as possible. He was conscientious in doing it right and didn’t cut any corners. The multiple visits were inconvenient, but it turned out well.

We had American Home Shield off and on for a decade. At first, we got it because of the level of service, reliability, and coverage. Since then, I’ve canceled their service with my mom and others because of their lack of coverage on air conditioning units, particularly the extravagant charge for the R-22. It was gonna cost me $1,000 for 10 pounds. I could get it from my brother who is in the heating and air business for cheaper because they buy it at $11 a pound. This company was charging like $110 a pound. It’s not a problem if the issue is with a garbage disposal or a dishwasher, but if it’s heating and air, watch out. Plus, their vendor, MaxAir, has horrible customer service.

I had a problem with my icemaker. I put in a claim and a tech came to assess it. Then he came back to put parts in. He was efficient, didn’t talk very much and he cleaned up. He told me at the end that it may take three or four hours for it to make ice. It’s been perfect and it’s like new. This has been the smoothest experience I’ve had with an appliance repair.
I’ve had several homes with AHS. I make it almost a requirement and even my adult children get it when they buy a home. At one point, I had to go with a different service but then I would just come back. I’m very satisfied. Sometimes customers don’t understand that the parts take a long time to come in. It’s not necessarily AHS’ issue but it’s the world we’re living in. As for me, I’ve always had a good experience.
I have a girl in my office that just bought a home and she had something broke. I told her to look into American Home Shield. Then, I have another co-worker and she’s been with AHS for years too. Unfortunately, she had a lot of incidences that they had to come in but they worked through it.
Every home should have a warranty. A lot of people think it’s a waste of money until they have something major break and when they’d wish they had it. A lot of people also don’t realize what’s covered so they think some things are covered. For what it’s worth, it’s the homeowner’s responsibility to do preventative maintenance. When they come out, and they’re not replacing something ‘cause it’s abused or you haven’t maintained it, you have to own up to that. So if you know your contract and you know what you’ve covered, it should be seamless.
There’s also ease of submitting a claim. There’s quick response from the appliance company. When I put in a claim, I find out what the service company is gonna be and their phone number. If they don’t call me quick enough, I’m able to call them and reach out. I like that communication and follow-up.
Thank you so much for sharing your positive experience! It's great to hear that you found our service to be efficient and hassle-free, especially when it involved your ice maker. We are delighted to learn that Atria Service Appliance provided excellent work, and that our communication and online tools gave you peace of mind. AHS sent us K&S to check our water heater and garbage disposal. When they came in, they looked at the water heater and didn’t really check what was going on. When my husband saw something with the leak, he automatically assumed the meter was running. So they assumed that it was an issue from the foundation.
The tech also said there were no mechanical issues with the garbage disposal. He never even went into the house and looked at the garbage disposal. But he put on the paperwork that it did not need to be repaired.
I called AHS and they sent somebody else to check. The tech walked through the house and checked everything. When he did, he discovered a toilet upstairs running. It turned out, it wasn’t the foundation but it was actually the water heater.
The tech was wonderful. He checked the garbage disposal and did everything he could to see if it works. The motor was gone and he said it needed to be replaced. He went right to the truck and checked what he had available that he could put in that day. He took care of it right then. He did excellent service.
They also had to check the water heater again to determine that it was actually the issue. We got the water heater fixed. The extra $692 on top of what we were gonna be paying for the water heater was more than we could afford but we did get the cash out from AHS. We had a family member who is a master plumber put it in.
From the beginning, the service was terrible and I was not satisfied at all. I had to keep calling to find out what K&S was gonna do about the water heater. But the guy never called back. When I called AHS, I was told that the first tech said the water heater and the garbage disposal were fine. I asked her to look into her notes. When she found the note of the second tech, she put the request in. Nobody even put anything in saying the water heater had to be replaced.
My experience with AHS was good and they took care of us. But I did have a problem with K&S. When AHS told us who was coming out, we read the reviews and they were awful. We asked AHS not to send them but they said they already contacted them and had been already scheduled. But other than that, I like AHS. They were only functioning as a warranty company receiving the information from the contract company who went out and checked. They did their part.
Thank you for taking the time to share your detailed feedback. We sincerely apologize for the inconvenience caused by K & S Plumbing's initial assessment, which clearly fell short of your expectations. This situation is never what we intend for any of our valued customers.
We appreciate your recognition of the prompt and efficient service provided by the second technician. Your feedback is crucial in helping us evaluate and manage the contractors we work with.

My dishwasher stopped working. I filed a claim and the app gave me D&J and told me to call them to schedule an appointment. I called the contractor and he hang up on me. They don’t know why I’m calling and tells me to text him. I texted him about the request and he didn’t respond for days. I had to call him back and eventually, I got an appointment.
He comes out and says it was a pump issue. He said that it was gonna take two weeks to get the parts. I called the guy in two weeks and again, he told me to text him. So I text him and there was no response. Three days later, I got a schedule for an appointment. I accepted but I didn’t really have a choice.
He sends someone who was new. The tech was putting a part in and it didn’t take very long. Right before it was done, I asked her to test it because the sensor that triggers was the issue. The water was not being pumped out the dishwasher so after you run a normal cycle, it would eventually trigger.
So she tested it and it didn’t work. She starts looking around and got the drainage hose. Then mid-sentence, the person who owns the company was on the phone with her and said the hose wasn’t standard. I asked what he meant and he said that it wasn’t a Samsung hose. I tried to explain to him that it was a new washing machine. Nothing’s been touched and everything was original. He was telling me that AHS will not cover this repair for something to do with the hose.
At this point, I had been without my dishwasher for over a month. I was frustrated but I already knew how the game goes. This was a part of the shakedown. I asked what it was going to take to fix it and he said $100. Now, I suspected that the hose did not cost $100 but if that would have solved the problem right then and there, I would have paid it. I’m paying for the convenience of getting it done in the moment. We agreed to the $100.
When I said I will give him my card, he said it had to be cash. That’s when he triggered me. He said it was because people refuse charges after they pay. I said it was because he was trying to scam them and that he didn’t go back to AHS. He was trying to rip me off $100.
Long story short, he called AHS back. He told them a version of the story that made it seem like there was something beyond the normal that was wrong with the dishwasher and that I needed to pay something. It put my request into an invalid state. I called AHS a couple times.
One great thing about AHS is that they have the video call. I got on the phone with a repair person and he confirmed that that should not have happened. He was very helpful but I still had to call back to get another appointment. They said they can’t send out another person and can only send the same person out. I was trying to explain that I didn’t want the same person because I didn’t have a great experience. So they said I had to pay again.
Another thing that was in favor of AHS is that they do have a second opinion. But if the person they send out co-signs what the other person said, they were gonna charge me automatically. I really didn’t feel like I had much choice.
When they told me that they were replacing D&J with Amtec, I was actually happy. The guy came out and in 30 minutes, my machine was fixed. And surprise, the problem was that the part was not installed properly. Amtec was awesome and they were professional. I have more than one experience with them which was good.
Even though I had to go through a couple of changes, AHS did what I paid them to do. It’s always been perfect and when I needed them, they fixed it. I got the top plan and I’m paying close to $1,000 a year and I feel like if I use it two or three times, I got value out of it.The app is super convenient, too. But sometimes, I gotta go through more than one person to get something.

I’ve been with American Home Shield for about three to four years now. When they came, I wasn’t there. So, I’m not exactly sure what they did. The end result, it worked. Good customer service. I will say that when I reached out to Advanced Air, initially, they had a delay on when they could see me, like from Friday to Monday. But then they called back. They had some cancellations. Initially, I was a little frustrated. But then they called back and they got somebody out here quickly.
I would definitely recommend it because when you have an AC unit to go out, or refrigerator or something. I know me. I’m not prepared for those additional costs. So, American Home Shield, that really helps. You pay your copay. They either fix it or replace it, so it just gives me a peace of mind.

I have two policies with American Home Shield and one of them is more expensive than the other. Submitting claims has been easy and my interactions with customer service have been fine.
They sent a guy out from FixIt, he checked the walls, said that there wasn’t a leak and it was probably the dryer vent. We haven’t seen any more leaking, but we haven’t closed the hole back up yet just to make sure before we actually seal it up.
The thing is they take too long to come out. When we put in a work order, we gotta wait on the assignment, and the person assigned has to work within their time to come here. Sometimes they’d say they’re coming, but they don’t because they get behind on whatever else they’re doing beforehand.
I also had a problem with them on my water heater. No one informed me about bringing it up to code. I’ve been paying American Home Shield for six years and I’ve used it only once, but I had to pay an extra $600 for that.

When my refrigerator and the freezer were not cooling, I called in to American Home Shield. They asked me what the issue was, and then they took my fee. At first, they gave me GE, then they canceled GE and then gave me All Brand. I was very disappointed when they took me through a lot of changes to say that I did not pay. They took my money for GE, and not for All Brand. But GE canceled on me and All Brand came in, which I’m happy that they did because I don’t think anybody else could have been as professional and as excellent as their contractor’s workmanship.
Their contractor came and checked the problem out. He pulled the refrigerator out, went in the back, and he told me that I was going to have to remove everything out the refrigerator. He had to order the part because he did not have the part with him. That took close to two weeks.
They then called me and they set up an appointment from 8:00 to 12:00 and he was on time. He was very professional, dressed nicely, and polite. He went in there and did what he needed to do. He did not do a lot of talking, but he took care of business and my refrigerator got cold. He also did something that I admire. He explained to me how humidity falls to the bottom of the refrigerator. I then put some food I wanted to save at the bottom of the refrigerator, and it worked like he said.
Thank you for providing your detailed review. We sincerely appreciate your patience and understanding throughout the entire process. We're delighted that the technician from All Brand Appliance and Repair provided satisfactory service, even though there was a delay waiting for the ordered part. We acknowledge the issues you experienced; some confusion with scheduling and challenges with payment discussions can understandably cause frustration. I called to cancel my plan because I sold the house I had coverage on. The representative told me that I had just gotten billed for my monthly fee on the day prior, so my account would cancel at the end of the current monthly cycle. I said, "No problem, I didn't mind paying this monthly fee even though I no longer had the property. As long as the policy is cancelled and it doesn't renew for the following month." I specifically asked if I need to call back to verify that it's cancelled, and the representative said no, because she had processed it and the account will just close at the end of the current cycle. That was a complete lie, and I received another bill for the next cycle.
I called back to complain and ask for a refund, and they said that I can't get a refund because they have no record of what the previous agent spoke to me about. Ok, but what about the call logs? As we are always told, the call is recorded for training purposes. I was told they cannot go back to the recorded call for a multitude of reasons. So now I paid 2 months worth of service for a home I didn't even have. We'll see if the cancellation happens now, or will I get charged for a third month for a policy I called to cancel multiple times.
Hello Jonathan Lee,
We hope all is well. Thank you for contacting us regarding your experience with AHS. We understand the account should be cancelled now per the message you sent us. We were able to find your account and we emailed you a response. We hope this helps.

American Home Shield didn't cover all our issues. I had someone come out for the dishwasher and the disposal, and there were two separate things. When the dishwasher guy came out, he said he couldn't touch the disposal. But they still charged me $125. I wasn't very pleased because the dishwasher was backing up from the disposal. My neighbor came over and fixed my disposal then I canceled the disposal one with American Home Shield, because I felt like that was a waste. I know you gotta pay somebody to come out, but for someone to come out and not do anything but look and say, "It's not that," it shouldn't have been a charge of that much. So that's why I don't want American Home Shield again. We're not renewing.
That said, I would recommend them if somebody was buying a new house. We had an issue with our air conditioner, where it was plugged and dirty so the contractor cleaned it. Then he told us to clean our vents around our house so that it could get out. My husband still has to do that. But otherwise, it works a lot better.
Your feedback is more than appreciated and we hope you continue to enjoy your AHS experience!

When I initially opened up the American Home Shield app, it said that you can get a free video diagnosis with a technician. I did that with some issue I had. When we got home, my thermostat was turned off. We had been on vacation for a month. I got on the video call with a technician and I showed him the issue. He said to check the battery in the thermostat. Maybe the battery was low or needed to be replaced. He was right. I changed the battery and the thermostat came back on. That was amazing. He just saved me a service call.
I thought everything was going well. But the next day, the temperature would not go down. My AC was not cooling. There were multiple issues. One, the thermostat battery was bad but that was replaced. The second issue was that there was an issue with the Freon. I called again to do the video call with the diagnostic with the technician. This time, they were charging me 100 bucks just to do the video diagnostics. I thought that was supposed to be free.
I called American Home Shield and I couldn’t get ahold of anybody. When you do a claim online, it’s pretty fast. This time, I went to the prompt and it was very frustrating for me. I generally like to talk to people and I don’t like to go through the automated system. I tried again and it was the same thing. It kept saying it was 100 bucks. If I were to pay 100 bucks for a video diagnostics, I might as well go ahead and have a service call. That was what I ended up doing.
I received an automated email saying who the contractor was. When I get the email, I don’t wait for them to contact me. I usually contact them. When the tech initially came, he said the condenser was frozen. There was ice in the compressor. He said we would have to let it defrost and he would be back the next day. He came back the second day once it was defrosted. He said it was low on Freon, so he had to put Freon into the thing. The AC is okay now. But the tech didn’t go after the root cause. If there was low Freon, why was that? I asked him if he wanted to check the coils to see what the root cause was. He said they didn’t do that for low Freon. I’m worried this issue is gonna happen again if we don’t get to the root of the problem.
My brother has American Home Shield and he spoke highly of them. He signed up my parents for the warranty as well. There’s been nothing but great stuff. He convinced me to sign up with them as well. But I have made one claim so far and I was a little bit disappointed with the way it went. I have another service call set up for Friday. I have to get my furnace inspected. I’m gonna see how that goes.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

I called back because it was making some kind of funny noise. Now, one thing about the service, the guy that came out was fantastic. But the guy, when I called back and told him that something was wrong, he said I had to call American Home Shield. I didn't think he was overall friendly as when he first got the call. He seemed a little in a hurry, telling me what to do, and I wasn't too pleased with that.
I did what I was supposed to do. As soon as I called American Home Shield and he came back, he was really good. But the technician came at the wrong time. I had something to do that morning and they sent him out anyway. Fortunately, I had got it finished and was home. Otherwise, I would not have been at home. The technician that came out had no idea that he was not due to come out. It wasn't even the same day. But he got it fixed. He knew exactly what it was. He wasn't rushing me through and took time out and fixed it. He was awesome. I was very, very pleased with his work.
I've been with AHS for 20 years. When I bought the house, the older couple told me they gave me the home warranty. He told me to keep it, that it'll come in handy. It was a lot cheaper then than it is now. I've had some bad service over the years. But for the most part, American Home Shield is a good company. When something's not working, if they can't fix it, they'll replace it. That's what they've done over the years.
However, everything's going up too high. That's the only thing I can complain about. It just costs too much money. But I haven't had that many instances where the service was bad. I've been very pleased with American Home Shield.

I have been with American Home Shield for three years now. I had a plumbing leak issue. I called them, and they sent BlueTech Plumbing LLC. The contractor was fine.
In terms of American Home Shield service, there are two things I like. First, it’s easy to get through to talk to someone. They’re straightforward. I always have an option to speak with an actual person. They have no problem with just doing it on their end versus being automated. It is easier than getting frustrated trying to figure it out myself. It’s best to talk to a person because I don’t think an automated system can prompt me to do several things with the issue I had with my sink and water heater before. So that's usually when I ask customer service to help me. Secondly, the customer service knows exactly what I’m talking about. I don’t even know how to describe my issue, but they know what to do and what specialist is needed. They always nail it.
If a friend or a family member were concerned about finding a company that’s honest and does the job right, I would recommend American Home Shield because of their affordability and can fix things accordingly. They have been very helpful and prompt.
Warm regards,
