I’ve been a customer for 15+years, paying 130/month with a 130 service fee call that’s collected before the service is even scheduled let alone completed!!! I’ve had less than 5 claims in 15 years!!! I’ve been waiting 3 days for a hot water heater!!! Because the vendor they sent the claim to. NO longer works for them and they won’t transfer my claim to a new vendor for at least 24 hours!!!! The customer service I received was terrible. DO NOT use this company if you expect timely repairs and good customer service!!
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

We had noticed a little bit of dampness in our hot water heater. Initially, when we called AHS, the rep who did the video consultation, thought the whole unit needed to be replaced. But when the plumber came out, he said it was a valve, so he came back the next day, and we haven't had an issue since then. The tech was very polite and professional, a very nice gentleman. We also got a quick response from AHS, especially that it was on a weekend. We didn't think anybody would say anything to us until Monday, so I really liked that. I am happy with their service.

Terrible! We had to pay for service call then technician for the work, so they basically covered nothing. They also lied when we had a large claim and then wouldn't reimburse us. Then they called and said if I paid for the next year in advance they would give us HVAC service for free. Cool until my plan renewed a couple months later and they charged me again saying there was no word of me paying for the year in advance and the money I paid was for the HVAC service. Run, don't walk away from this company!

After I made the claim, Sears came the next day. The repairman checked everything and ordered the part. He worked fast and did everything well. He is gonna come back tomorrow for the part that I need for the stove. It's my first claim with AHS and so far, the customer service has been good. I like it. AHS is something that everybody should have and I've already recommend it to everybody that knows my name.
Hi Pablo,
Thank you so much for sharing your experience! We’re thrilled to hear that your first claim with AHS went smoothly and that the Sears technician provided prompt and efficient service. We’re especially glad to hear that our customer service has met your expectations and that you’ve been recommending AHS to others! My AC was working and stopping until it completely stopped working, and I reached out to American Home Shield. I run a daycare, so we have to provide kids with comfortable home temperature. The first guy came, and within five minutes, he said the AC needs to be replaced. He left, and within minutes, he sent me a message with a breakdown that listed that I needed to pay 8,000 out-of-pocket. It had no details. I reached out to the American Shield, and I told them that the tech was saying that the AC needed to be replaced and I needed to pay 8,000 out of pocket. I asked them to send me a breakdown and email it to me. They agreed. However, nothing came. I called them again, and I was told that they don't email anything. It was gonna come in my mail.
They kept delaying it, and at that point, I'd already spent so much money getting coolers running my daycare. I asked them to send somebody else for a second opinion. I need somebody else to come out and take a look at the air conditioner. The second time, they sent out the Pinedo Air guy. Right off the bat, he was not very friendly. He came in and I was asking him what was going on. He was like, “Let me do my job.” I left him alone. Then next thing I know, he changed my smart thermostat with a basic thermostat, and told me that it was just a thermostat that was an issue. I told him I was not accepting that as a fix. There was nothing wrong with my thermostat. My AC needed to be fixed. He kept insisting that the AC is running fine. I told him it runs fine here and there, but then it stops.
He called the warranty company and the customer service person had him hand the phone over to me. I told her, “Listen. I have kids around. This person is very rude. He's getting loud.” The guy started screaming while I was talking to that customer service person, and then he wouldn't let me get a word in. He was yelling and screaming, and I had to ask him to pretty much leave. So, he grabbed the phone and he said, “Enjoy your free thermostat.” At that point, I didn't even know that it was not a smart thermostat. I took pictures and I sent it to AHS. I contacted them, and I let them know the kind of person they sent. I told them I wanted a second opinion, but the issue hasn't been fixed. The first person had said that it's unsafe to run. He said that it needed to be replaced. I've been trying to get a breakdown. I was not receiving it, so I wanted AHS to send somebody else so I could get at least a breakdown from them.
They would not listen. A few days later, my whole furnace ended up flooding. At that time, I was freaking out. When I was thinking I had to close down, I was calling them frantically and they kept saying, “No, we gotta send Pinedo back and they can take a look and they can fix it.” I told them I cannot allow that man or that company to walk into my house after how they behaved. They didn't even take care of the issue, and they left. They need to send somebody else. I don't feel safe with that company.
I was forced to hire somebody. They took care of it. They put a booster, and they said, “For the time being, it's gonna work. But this is an old thing and it will need replacement. It's not the safest thing.” He took care of whatever he could and he said it is just a temporary solution and the AC is gonna die when it dies. Overall, it was a horrible experience with American Home Shield.
Hello Rubbiya Sheikh,
Thank you for reaching out to us. We appreciate you contacting us regarding your experience with AHS. We will email you regarding this AC unit issue.

When my air conditioner quit, going online to do a request for a service with American Home Shield was easy. I found their online process simple. Even though I'm not an online person, I found the platform easy to use, so if it's simple for me, it might be simple for the way more complex person. American Home Shield assigned Metropolitan Heating and AC as the fixer, and I like the fact that when they came out, they didn't say, "Oh, your whole system's screwed. You have to get a new system." They diagnosed exactly what the problem was and fixed it rather than trying to upsell me a new system. Because it was an older unit, they had to get a new motor. It took a couple of days to get that, but the technician was qualified, and he did a good job. I've been with American Home Shield for a couple of years and I just renewed with them last week for another year.

Previously, Drip Plumbing came out to repair my water heater, which has stopped working. What they ended up doing after several visits to my home was they bypassed the safety feature on the water heater to make it work. Then, they refused to come back and fix the safety feature. They told American Home Shield that it was fine. They also told us that it was fine. I called in and filed a complaint against Drip Plumbing with American Home Shield. I explained to them everything that happened. American Home Shield, at no additional cost, sent out this new plumbing company that confirmed that there was a safety feature that was bypassed and that the repair need was required to be made or else there could be consequences of fire or losing my home or the people in my home. The water heater has been repaired. It works perfectly fine now.
American Home Shield has been good. They've covered everything that I've had a problem with reasonably. I've had several items that have gone crazy in my home. I had a crazy garage door opener that they came out and fixed and then eventually replaced. I had a washing machine that completely died. It was almost brand-new, and it wasn't gonna be covered by the warranty through the store that I purchased it from. So, American Home Shield came out and looked at it and replaced it for nothing but my $100 visitation fee for the plumber to come and look at it. I would suggest AHS to anybody.

We woke up one morning and our air conditioner was set on air conditioning but it was blowing hot air. The heat was on. It took American Home Shield over a month to take care of it. During the initial visit, it looked like we may have had a bad thermostat, so we replaced it. It worked for a little while, and then we started having a different problem. In my opinion, the initial technicians they sent out after that first visit just decided it was a thermostat problem. They never really did all the checks that they should have done. Finally, after about a month, I kind of got angry and told them they needed to send a more seasoned technician out there, and they did. He found the real problem and was stunned when he realized that they had not done all the checks that they should have done. I think the main reason it took so long is they had made up their mind with what the problem was, and that was not the problem.
This wasn't entirely American Home Shield's fault. Another reason that it took over a month to get this settled is the service guys would come out and they would check everything. They said the unit was working fine and it was working fine when they came out because we had turned it off and then they turned it back on to check it. It was working fine, but then within a couple hours after they left, it would stop working fine again, and I would have to recall them. It would take sometimes a week before they would come back out. In some ways, I blame that on AHS because it seems like either we should have gone to the top of the queue because it was a recall and that should be something that AHS institutes from their end, or perhaps AHS needs to pick vendors that have enough manpower that they can cycle through more frequently. They just hadn't done the job right yet.
I've had American Home Shield before, and we just recently bought some new warranties with them on our properties and including this one. Something they've changed since the last time I used them is that AHS has to purchase all the replacement parts. That added unnecessary days to the turnaround time. I talked to Carolina Air, and the part they needed was available across town the day they needed it, but I had to wait for about five days because AHS had to be the one to buy it. That was completely unacceptable and that is 100% American Home Shield’s fault.
I used the app to do the initial service, and then from then on out, I spoke with Carolina Air. When I needed to call them again, they enlightened me to the fact that I need to go back into the app and do a recall, so I did that. The customer service is on American Home Shield’s part because they have the data and the knowledge to show that that ticket had been open for a month but they didn't bother following up to see what the issue was. I give them props for the app. I'm not a power user of it, so I don't know the ins and outs, but I have no complaints against it. I like it. I like not having to call and talk to somebody. However, the lack of follow-up in this situation with it being in the heat of the summer and this being an air conditioning issue, their customer service is poor. They were not very attentive.
Sincerely,
Marc

But their navigation system as far as getting through to them is not that great. You can't reach a person directly. You gotta call them back.

Hotshot Appliance had to repair a refrigerator. They had a little trouble and the repair went slowly. But I have used Hotshot before and they've always been excellent. I've thought of doing without American Home Shield's service, but Hotshot convinced me not to. I've had several runs around with American Home Shield. I had a ceiling fan replaced. They took out a white fan and brought back a brown one and I didn't want brown. I had a whole brouhaha over it. When I had a faucet repaired, the replacement faucet they gave me was broken. It was a total piece of junk. I ended up getting on myself.
I'm not real thrilled with American Home Shield. They double-billed me for six months. It took me six months to catch up with it. Also, I can't get any service on the weekend. They can't send anybody. When they let you choose the contractor you want to come and you've had a good experience with them, it's good. But when you have one that won't do that, it's not good. They have contractors that are good and others that are not. Since I have learned how to get through the automated system, the customer service is okay. But if you don't know how to get through the automated system, it stinks.
I sincerely apologize for the difficulties you've experienced with your billing. Your patience and understanding mean a lot to us. Despite any shortcomings, we are grateful that you took the time to leave a review. Your feedback is invaluable and helps us improve our services.

The contractor that American Home Shield sent out seemed not qualified or trained. The way you're supposed to get into the thing is from the front of the house. But he said he thought that the one in the front of the house didn't go back there so he kept trying to open an old one that was rusted shut. He said he couldn't get through to that one. And because he couldn't get through, it wasn't covered by the warranty. That wasn't true. I ended up having to pay for another plumber to come out. He tried to do it from the front of the house. He still was not able to get the blockage out. But the opening was in the front of the house, not the back. The guy through the warranty was an idiot and didn't understand that. He still wasn't able to get the blockage out. The other company that came out told me it would be $17,000 to fix it.
I called American Home Shield to ask, "Is any of this covered?" They said, "No." They did not offer me anything. After I threw a hissy fit, they ended up giving me back my $100 to have the guy come out. That was it. They just said, “Based on what would need to be done, that's just wear and tear on your pipes and that's not covered.” I certainly don't have $17,000. We're using one bathroom and making do. It's very frustrating.
When I had the other plumber come out, it was a much more professional company. They said if they can't get the stoppage fixed, there's a zero charge. They even did the camera under the house for free. They sent me the recording so I would have it if I wanted to get another opinion or send it to AHS. I found other companies because I would have another professional company that has a thing that says, "It's $99." But the fee is waived if they're unable to fix the stop.
I also had an issue with the air conditioner. AHS has this thing now where you can do a video call with a professional and they will walk you through how to fix it yourself. That service was amazing. They taught me how to fix my air conditioner. I felt so empowered that I was able to take apart my air conditioner and fix it myself. I save myself much money doing that. I get the monthly fee that I have to pay AHS. But they did not charge me.
I was on the phone with a professional almost eight hours like that. They would tell me to fix one part but it didn't work. They told me to go to the hardware store. They sent me the link to what to buy. I bought it, came back and called them again. It was all day. In the end, it was fixed. If I did not do that, I would have had to wait for a professional to come. I would also have probably had to stay in a hotel because it was so hot. I saved myself a ton of money doing it that way. Even though AHS has that one service, I wouldn't recommend them. It's not worth the money that I pay every month. And I have to pay $100 every time a contractor comes out. I'm losing money as opposed to it saving me money, in the long run.
Dear Arissa,
Thank you for contacting American Home Shield! We sincerely apologize for the frustration. A service specialist will review the service request and follow up with you directly.

This was my first time using American Home Shield, because after I had a problem, I said, "I need to get a home warranty just in case." I got the home warranty for backup and I didn't know I would have to use it, but when I called them, they jumped right on it and sent somebody out there. I didn't have to wait. I have a leak, and I thought they will find it, but it ended up being a slab leak. The first plumber that was sent out didn't have the equipment to locate it in the slab, but he was on it. He said, "It's not in the house." He checked everything and said it's a really tiny leak in the concrete. Meanwhile, my water bill is going up, and my floors are buffing up. American Home Shield sent a crew out there to take up the floors. It was water in my kitchen bathroom and living room.
The water didn't get to my dining room, but they're gonna double check once the plumbing company comes out and fixes it. They couldn't hear the water with their device, but they know it's a leak, so they recommended to repipe the house. They sent the recommendation in, but when I called American Home Shield and talked to one of the reps, she couldn't tell me too much. She said they approved the repipe, but I'm not sure. I wanna get clarification with them to see what’s going on, because I got to pay for it and I need to know what I got to pay. The rep said somebody was gonna call and discuss it with me but they haven't called me yet, so I've been waiting.
I am trying to call them back today and see if I can talk to whoever the representative is that’s handling my case, so I can know what's going on. I have to go out of town next week for some important business there, so I won't start to work until I get back. However, I can't delay and I wish they would call me, so I can schedule it and be there when I get back. I won't have to worry about how much it is. I already know if I got to come out my pocket. American Home Shield needs to communicate a lot more than they do. It needs to be flowing.
Thank you for sharing your experience with us. We're glad to hear the initial response to your plumbing issue was prompt and commendable. However, we apologize for any miscommunication that may have caused concern. We value your feedback and encourage you to reach out if you need further assistance or have additional questions. American Home Shield took care of everything quickly. My garage wasn't coming on because of something with the power. I thought it was the circuit breakers, so I checked them. They were fine. It was a plug on the wall that the tech just pushed the button. I was upset. I didn't know that. There's an outlet in the garage that I've never paid attention to which has a reset button on it. There's one for the bathroom. I knew to push that one because the bathrooms were out, too, but I didn't know it was the same thing in the garage. I didn't realize that because nothing was wrong with the circuit breaker for the garage. I spent all that money just for him to show me where I need to look if it happens again. However, AHS tried to set me up with an awful company. They made the appointment, but didn't tell me they changed it. I wouldn't be able to do that. I had to work that day. It was a lot. Other than that, my experience was good.

American Home Shield has strung us along like no other. We have now been without a Washer and Dryer for 5 weeks. They have sent technicians out who have repeatedly "fixed" the unit (4 separate visits) and still, the dryer is not working. It is a 25 year old unit that they have put "$700.00" in repairs instead of just replacing the unit. Dealing with the customer service that passes you along, makes you repeat your situation over and over and over again is frustrating (especially Von). No one has any solutions, just another attempt to pass you along under the guise of "sending out another technician to repair it".
This has been beyond inconvenient, there is no hope in sight and after spending hard earned money on a monthly fee, and deductibles, and to be strung along like this for 5 weeks without the ability to do our laundry, is unacceptable. What's the point. Save your money, don't invest in American Home Shield, invest in yourself an your family. You are better off putting the money you would spend on an American Home Shield monthly warranty in a glass jar in the closet, and saving for a day when something does inevitable go wrong at the home. You will have money in hand and be able to make your own choices on how you would like to proceed, instead of being lost in our quandary. We've invested so much into American Home Shield but still have nothing to show for it. Buyer Beware!

As a licensed Real Estate Broker for over 32 years working under one the largest brands in the world, I many times recommend warranty companies to my clients, friends and associates. I too have had a warranty on my primary home for over 15 years and recommended 100's of policies to my clients over the years. Today I want to recommend that anyone who is considering using this company should look elsewhere for a warranty company. Their overall performance, customer service, and coverage of repairs is not worth your money. You will be dissatisfied. I personally will educate my co realtors, clients, and associates not use this company based upon my own and my some of my clients' personal experiences.

American Home Shield uses small, local contractors. McGee Services affirmed that. There was one time I called them and the rep said, "The girl that works for me is sick for two weeks. I've been doing everything." Maybe he's the owner. He said, "It's gonna take a little longer than two weeks." It's great that AHS uses local business owners, but they should not take more than two months. I've had previous claims in the last eight years that have always been like that. Everything always takes forever.
I had a claim with AHS for my exhaust fan and ceiling fan. The process for the ceiling fan took four months. It took two weeks to get the contractor on schedule. The first time they came, they said they would order the parts, but they never reached back out. I had to follow up. That took a month because I waited for them to reach out. When I called them, they said, "It'll be about two weeks until we reach out." So, it took a month and a half. The guy came back out and said, "We have to get it approved," which I thought was already approved. AHS said it was. It was like they started over.

The customer service I received from American Home Shield was very poor. All the technicians they sent out could not fix the seal around the refrigerator door, which still does not stick. They replaced the seal one time, and then the technician brought out a second one on the next visit, saying there was no need to replace it because it was the same thing and it would just keep doing the same thing. It wasn’t going to stick. The door still opens and doesn’t have the suction or magnet it’s supposed to have to keep the door tight and the refrigerator cold. For whatever reason, they wouldn't put on the paperwork for American Home Shield to know that the seal was not sticking properly. All that they would put on there was that they replaced it. So even though it doesn’t work properly, American Home Shield would not replace my refrigerator.

With my recent claim, the contractor came, they looked, and said the dryer old. They cleaned out some lint, left a huge mess on my floor, and left. That was the final straw. After doing some research. I found a better home warranty company and decided to cut AHS loose.

We've had a great experience so far, and the value of paying the copay for service has been worthwhile for the cost of things that are needed and that may happen. I submitted my claim through American Home Shield's app and they got a response to me within seven to eight days. But when it comes to any feedback or questions, it's a lot easier when it's doing it over the phone to have someone to talk with.
The contractor was great in letting us know an appropriate time frame for when they could come out as well as communicating when they were on their way so we could properly put our dogs up as needed, but they were very friendly with our dogs. They're also very knowledgeable and were respectful of our time and theirs, and let us know what would and wouldn't be covered possibly under the policy with their experience with AHS. The unit kept shorting out and when multiple things were plugged in, the tech was able to tell us which outlets go to what. It was the worst experience I've ever had. I'm still thinking about canceling American Home Shield because of it. A contractor came out, said what needed to be repaired, that the freon was covered and that they had to get parts. When they came back to do the repairs, the guy knocked the gas line loose even though he was only working on the air conditioning unit. He was also here late in the day.
I went out Thursday morning, came back, and the smell of gas was so strong, it about knocked me over. I had to call the gas emergency line, and they told me I needed to get everybody and my animals out of the house then. A guy was here within 10 minutes and he was really nice. I told him where we had gas coming into the house, and he went and checked everything. It was the unit upstairs in the attic that the previous technician that American Home Shield sent had worked on. If you spray soapy water on a gas connection that's leaking, it'll bubble. He showed me the video of that that he had just done. He said he fixed it and all I had to do was tighten the bolt. The previous technician knocked it loose but didn't check his work, and could have killed us.
I am firmly convinced that American Home Shield sends subpar, terrible companies out to do repairs that either don't know what they're doing, or they're brand-new, or they've had a ton of Better Business Bureau complaints. Every experience I've had except for maybe one has been bad. I've got a problem with a toilet. A guy came out to fix and he replaced the handle. It's a brand-new handle. When you flush it, it doesn't pop back up so the toilet continues to run unless you go back and pull the handle up. I had a kitchen sink where the faucet was leaking, and they came out and took pictures of it. They told me it was abused because the metal had cracked. How did two 60-year-old women abuse a faucet?
My boyfriend told me that American Home Shield was good. He owns properties in Florida, and he said he uses them for all of his houses. I signed up with them but it's just been one bad experience after another. I haven't decided who I'm going to change to, but I've had enough bad experiences with American Home Shield that I'm ready to do something different.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

48-Hour Pools came out and worked on my pump this year. Everything went well and I've had no issues since. But last year, they worked on my heater and it didn't go well. I've been with American Home Shield for a year now and I've been satisfied with the service. But I had a claim for my microwave, which I feel should have been replaced, but they keep repairing it. So, I keep paying $125 for them to send somebody out when I could have been and bought my own microwave.
Thank you for taking the time to share your detailed experience with American Home Shield. We’re pleased to hear that the work on your spa’s pump went smoothly this year and that our efforts have met your expectations in some areas. We also value your input regarding issues like the repetitive service fees for your microwave. Your feedback is incredibly important.

Our unit was not getting cool. We put a claim in with American Home Shield then the techs came out four different times, but it's still not fixed. They don't know what they're doing. American Home Shield told us that since we had an open ticket with them, we had to go back with that same contractor, which is ridiculous. The techs said they finally fixed it, but we noticed the other day that the freezer is not freezing like it should. At first, the problem was the refrigerator portion and it's now getting cool. But then, it seems like the freezer is not cooling like it should. So, it's like one issue that led into another issue.
We've had other claims with AC units, but those went good because they had good companies. This company is not good that they're using and we told them that it should not have taken them to come out four times and still not resolve the problem. It has been like almost two months since our refrigerator has ran, and we've lost so much money in food. We explained that to American Home Shield and they haven't reimbursed us on anything. They were doing great until we got with this recent company they sent out. I'm not satisfied with them because they allow their clients to go through all of this despite knowing that that company is not reliable.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

My washing machine wasn't working. American Home Shield assigned a contractor and they said they needed a part and had to order it. Then they said they ordered the wrong part and they never came back with that. Afterwards, they said they couldn't fix it and that I needed to talk to American Home Shield. So, American Home Shield sent me a check out and I got a new washer. The whole thing took about two months and during that period, I went to the laundromat. Other than that, American Home Shield has been fine and I would recommend them.
Thank you for sharing your experience with us. We're glad to hear that American Home Shield was able to address the end outcome positively by sending a check for a new washer, though we understand the process took longer than anticipated. The first time that Sears came out for the washer-dryer, the belt was broken in the dryer and they fixed it. The second time that they came out to look at the unit, my nanny tried to explain to him what was wrong with it. It was leaking water and making a bunch of noises. The tech said, “Well, it's not making noise right now.” My nanny said she had a video she could show him but he didn't wanna take a look at it. Then my wife got home to talk to him about it. But he continued to be belligerent and not wanting to look at the evidence. He was not happy with the situation. He left because we told him, “Hey, you're here to fix the wash. You're not fixing the wash.” He kept on insisting it was user error, and I told him we have video. But he said, “Well, if I don't see, it it's not happening unless you had a video or something.” So he left, and my wife called me to tell me the situation. My wife was in tears. It was bad so I reached out to American Home Shield to get a second opinion.
There are also some things with the load, like if you're washing five towels, you have to wash it on large, and then you also have to go in and stop at mid-cycle, adjust the towels so that it doesn't get stuck. The tech told us that that was what we needed to do. We have to stop at mid-load and fix it. That is not an operating-as-designed washer. You have to stop it and do that, and also running it on large loads that uses a lot of water. If you just need to wash a few items, that's kind of frustrating.
The first time he showed up, our nanny signed for us that he could operate on the machine. The second time he came out, my nanny and my wife didn't sign it. But the document was signed. I did not sign it too because I was at work. So he signed that waiver, which is forgery, and that is a felony in the state of Minnesota. It just goes to show his ethics and morals. But American Home Shield have been pretty great. But there should have been more action steps with this, because we're still waiting on Sears to send us a report for this last visit, and we can't move forward with getting a second opinion until we get the report. We might as well just buy a new washer at this point because it's been almost two months that we've been out a functioning washing machine.
I sincerely apologize for the difficulties you've experienced. Your patience and understanding mean a lot to us. Despite any shortcomings, we are grateful that you took the time to leave a review. Your feedback is invaluable and helps us improve our services.

We had an issue with our AC cooling. We made a claim with American Home Shield and the tech Cool Tech Came out. He checked it and said that he was going to send a report and let American Home Shield know what was going on. So, I didn't really know much at that point. Then, I got a call the next day from the owner of the company saying that they had to replace something and my portion was going to be $2,530, or the next option would be to replace the AC unit. I was informed that American Home Shield uses a company who could give me financing on another unit and they had three different options, one was 5000, one was 6000, and one was 7000. Just different brands. But that didn't sit right with me.
I have a friend who doesn't live in Georgia who said that something didn't sound right. So, I had someone else come and take a look at it for a second opinion. I called American Home Shield and asked them to have somebody else come in, they said I had to pay for somebody else to come and take a look at my AC. So, I just got someone else, he came out, and he replaced my capacitor that he said was bad. Then he added some Freon because he said it was low. So, that fixed the issue for about a week. Then after a week, the AC went back to the same thing again.
At that point, I reached back out to our American Home Shield. I told them what I did and that I had to pay out of pocket. They said they were not going to reimburse me for that which was cool with me. Prior to that, they had sent someone else, Summer Breeze, to fix a really small issue that I had with my air, and they were really good. The guy who came was extremely knowledgeable. So, I told American Home Shield that I didn't mind paying for a second opinion, but it had to be with Summer Breeze. The rep told me to hold one and she will see if I could have that person assigned to me. She came back saying she could have them assigned to my claim which was good.
When the guy from Summer Breeze came out, he was here for 30 minutes and he fixed the issue. It's been over a month now and I haven't had any issues with it. So, Cool Tech would have cost me and cost American Home Shield a lot of money because they misdiagnosed the problem. Other than that, I am satisfied with American Home Shield's price and their online services has gotten better.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

Overall, the service of AHS has been terrible. They’ve not followed through with things. With Rainbow Electric, our experience worked well. It was a good company. But it seems that over the years, that there’ve been companies that are struggling and don't really have staff.
Our current claim with AHS, we don't have a stove and an oven. The person who came out to look at things saw what she thought needed to be done, but the company wouldn't agree to it, so there was no assurance that the problem that happened, which was very dangerous, just wouldn't happen again. They said, “We're not gonna replace the three parts that need replacing to see that it doesn't happen, but we will replace one. Then if it happens again, then we'll replace another.” But it was dangerous.
Now, it’s been about a month and we don't have a stove or oven, and we don't have anything to cook with. And it's gonna be that way for a while. They're gonna close the case because I couldn't be here the one day that they wanna come. I have to start over again. It really should be replaced, but that's not where they're going. They wanna piecemeal it one at a time.

American Home Shield sent a contractor to check my refrigerator, but there was a language barrier since he spoke very little English. He asked me for a syringe and other tools, which I found strange, and spent much of the visit on the phone being told what to do. He asked for hot water and poured it into my refrigerator, then pushed the unit and damaged my vinyl flooring, leaving holes. He arrived at 8:00 a.m., and while I was reheating tea, he repeatedly shushed me and told me to turn off the microwave, even though it would have taken only 30 seconds. I explained that the back of the refrigerator freezes food while the front stays warm, but he said the temperature was fine and blamed it on having too much food inside. I didn’t feel listened to, and the entire experience was frustrating.
I showed the technician that I have to keep the refrigerator set to the coldest setting because food goes bad on the recommended setting, yet it still freezes in the back. Some of the control panel buttons don’t work, and temperatures vary throughout the fridge, which I confirmed with my own temperature gun. He ignored all of that and said the refrigerator was fine based on his reading. He was also rude. He cut in front of me at the sink without asking and made me uncomfortable. He fixed the water dispenser but marked the entire issue as resolved, even though the main problem with the refrigerator wasn’t addressed.
A second technician later explained the water line was freezing due to failed insulation in the freezer door, which requires replacing the entire door. From there, everything stalled. Parts were delayed, communication was poor, and I was given conflicting information. I was eventually told the door would take 25 weeks and offered $600 toward a new refrigerator, then later told I was misinformed and would need to buy one myself and submit receipts. The “discounted” prices they offered were actually higher than retail.
My refrigerator still isn’t fixed, my food keeps going bad, and I’m paying monthly for coverage that hasn’t helped. The entire experience has been frustrating and confusing. I would give American Home Shield a poor rating and would not recommend them. They repeatedly told me my issue would be escalated, but after three attempts, no one ever followed up. The customer service reps were polite and tried to help, but the lack of follow-through was extremely frustrating. Waiting months for repairs and being offered only partial coverage that doesn’t address the full problem is unacceptable.
Dear Michelle,
Thank you for contacting American Home Shield! We sincerely apologize for the frustration. A service specialist will review the service request and follow up with you directly.

I have three houses that are insured with American Home Shield. One in California and two in Amboy, Washington where one is at Northeast Wright Road and the other is at Ham Road. I recently made a claim for my house in Northeast Wright Road and at first they told me that Sears was going to show up. They give a window between 8:00 and 5:00 8:00 and 5:00, so I had to take the whole day off. But they never showed up. I've taken two days off for this claim already. I was told that now, Whirlpool is going to come out, so today I didn't go to work again. When I talked to the agent with American Home Shield, I asked if they could get here between 8:00 and 11:00 and they said they'd note that. But 11 o'clock has come and gone, and the techs are not here yet.
Then, I called in this morning and somebody said that they were going to get back to me. The companies have these automated AI assignments, so you can't communicate with anybody and leave the window wide open. So, I'm sitting here and fearful that they're not coming today between 8:00 and 4:00 which they said they were going to, and will prolong not having a dishwasher and having to take time off. The people I talked to were all very nice but they were unable to do anything because when they call the contractors, they get the automated response as well. Then they tell me that there's no one else in this area other than, the two that they have referred out here.
I had an issue a year ago with a washing machine and Sears was supposed to take care of that. But American Home Shield had to send someone else out to do the repair. I also had a claim for the spa in my house in California but American Home Shield said it wasn't covered. This is my second year with them and the warranty's price is okay. Their reps have been wonderful and understanding. In fact, I don't have an issue with anything other than the people that are sent to do the servicing in this area.

American Home Shield uses the cheapest and most inexperienced vendors because they're cheaper than better companies. So, it's been a hit and miss with my satisfaction with who they provide as a vendor. They sent out T&C Plumbing recently but they didn't do one job that they were supposed to do. I reported four different areas, but they said one area required two jobs, which I didn't agree with. So, they didn't do the other area. I would tell my friends that if there was any other company that was better recommended by other people, they should go with them, not with American Home Shield. I have them for years now and their online services are easy to use. But for the service that I get, the price should be a little bit cheaper and it has increased a few time in the past few years.

We had a washing machine that stopped working. So, I called American Home Shield, and they were great. They had somebody from Sears sent out within a week which was quick. They had to order some parts. Come to find out that the parts were backordered and weren't going to come in. So, Sears closed the request. Somewhere along the line, there were some miscommunication between Sears and American Home Shield, and it took me about 30 days arguing with American Home Shield that it wasn't fixed, and that they still needed to finish the service. Eventually, they did finally take care of it, but it was a long time of me arguing with them.
I got the runaround most of the time. Somebody would tell me that it's already taken care of, and then somebody would tell me that I had to wait 72 hours for it, and then I'd wait the 72 hours. I'd call back and they'd tell me that they don't have any record of that. Finally, I got to one person who was able to figure it out, and that was great, but it took me probably 20 times of calling to get to that one person that figured it out.
I understand how frustrating this experience must have been, and I truly appreciate you taking the time to share your feedback. We’d welcome the opportunity to speak with you further and address your concerns.

Because American Home Shield has failed to honor its Contractual obligations. A certified GE technician confirmed my appliance is unreparaible, yet AHS continues to deny the claim. The very coverage I purchased to protect my home is being intentionally ignored. My policy number is ** and my service request number is **.
AHS is offering a mere $1,000 for my GE Monogram refrigerator, model ZFSB23DRG SS, which has a comparable cost of $9,000+. This is a clear breach of my $7,000 coverage limit. I have sent four legal notices, but their response has been a deafening silence. This isn't just a major inconvenience; it's a profound failure of trust.
This is a stark warning to all consumers: My experience with AHS has been one of fraudulent tactics designed to wear me down and avoid their responsibility. I've had American Home Shield for many years, since 1995. I had no problems with them for the first 15 years, then I left primarily because the quality of customer service went downhill. The level of professionalism of the contractors that were assigned by American Home Shield was not high as well. They're rude and borderline disrespectful. If someone looks at my account, they can see that I said, "Please don't send me Pam Appliance ever." Those people are rude and may even be prejudiced. Another thing is that when I call in, I can tell the rep is reading a script. I don't care that they're offshore. American Home Shield can decide to hire whoever they want to, but it's really bothersome. They're not trying to connect. They're trying to stay on script and they can't deviate from that.
The only reason I have American Home Shield is 'cause I'm too lazy to do the research to find another company. I thought about a couple of different other vendors because it's so disappointing. My appliance is already broken, and yet, whoever comes out to service it is not being respectful. I would say, "Hey, can you wear these little booties," that I provide for them to put on their feet and they don't wanna do that. It's ridiculous. More times than not, I have to ask for a callback because they did not correct the problem the first time.
Before, I used to be able to go out to Angie's List and pull a contractor, but I don't have a relationship with them. At least with American Home Shield, it acts more as a carrot because the contractors don't wanna get that many complaints, or they would no longer have it. It's easier to stay with American Home Shield than it is to go venture out on my own because I'm a one-off. I may strike goal and it's a great company, then I may not strike goal and then I got an issue.

My washing machine broke down and the guy from Allure Appliance, told me that the only way that they would even talk to me was through a video chat, and I had to wait two days to do that because they didn't have time available. This was merely for the model number, no real diagnosis or repair was conducted. Despite receiving a $135 payment for this so-called service, no part was repaired or ordered, leaving my washing machine unusable.
They also failed to inform me in a timely manner that they could not get the part. I was not notified until a little over a week later. When I called to follow up, they told me they weren’t sure if they could get the part, but since the machine was fixable, they could authorize $300 toward my $1,200 washing machine.
I replied that I wanted the machine fixed and reminded them I had already been waiting a week. I then called American Home Shield to file a complaint and was met with a very rude rep. She informed me that they would now only offer $279 if I did not want to wait for the part. Again, I stated that I wanted the part. I talked to that lady three times, and all three times, I asked to talk to the manager. She told me that this was as high as it goes. She was the one that authorizes payment. It has now been well over a month. With no resolution, no communication, and no repair, I was left with no choice but to purchase a new washing machine this past weekend.

I almost canceled with American Home Shield and I haven't been with them for a year yet. My friend told me about the service, so I said, "You're right. Me and my husband are not really good at trying to get appliances fixed and stuff. It's kind of like an insurance just in case something happens." When I joined, I was told that I was gonna get a $100 Amazon gift card for joining. I made about six phone calls and got the runaround each and every time. I never received it. I was irritated that they were not honest and felt I didn't need the service, but right when I was thinking about canceling in a couple more months, I had some problems with my refrigerator, dishwasher and dryer. I thought, "Oh, good thing I kept it."
I called American Home Shield and the service that I was provided was really good. The tech came out and he was able to let me know what was going on with my appliances. He was very detailed. He had to come back out because the refrigerator ice maker still wasn't coming out properly and he realized that one of the engines on it was not working correctly. So, he ordered the part and they are coming back out on Friday.
Thank you for sharing your detailed experience with us. We're delighted to know that, despite some initial challenges, you found the repair services performed on your appliances to be satisfactory and our technician's promptness and knowledge helped improve your overall experience. And what I've discovered is that they charge more for that visit than if I called C and R directly myself and have them come out. I've noticed that more than once actually, so the skimming a little bit off the top is not great.

I got American Home Shield as a free service when I bought the house. I've had them for a total of three years. I've used them in parts for a year or two. However, their customer service is extremely poor. They don't care. I've had five service breakdowns. Every time they take a lot of time to schedule. And anytime whoever comes out does a hodge-podge job. They always try to pin the blame. If it's HVAC, it's electrical. Electrical, it's HVAC. Nothing got resolved in the end. I had to figure out and get my own electrical person. And it was such a minor thing.
We sincerely apologize for the inconveniences you have encountered with our service, particularly with the unresolved issues and the difficulties in scheduling reliable appointments. Your experience, involving repeated visits without tangible resolutions and the shifting of responsibility amongst technicians, falls far short of our standards. We understand the frustration of having to seek solutions independently, and we'd like to make this right. Please contact our support team so we can actively review your situation and deliver a resolution that acknowledges your patience and efforts. Thank you for drawing attention to this critical matter; your feedback will help facilitate our improvements.

It'll be a year in November since we got American Home Shield. I heard the most about them and at the time, they were running a deal. It was 50% off, so I thought, "For $25 instead of 50 a month, we'd try it," and it's been worth it. We've used them four times in the last year, and the customer service was excellent. They're quick and thorough, and I've never had any trouble with the people they sent out to do the repairs. I've had the microwave as well as the dishwasher fixed. There was a leaky pipe where I thought it was, but it turned out to be something else. They had somebody out for our garage door opener as well.
Thank you so much for sharing your positive experience with American Home Shield. We're delighted to hear that you found our discounted offer appealing and have benefited from our services. It's wonderful to know that you've had excellent interactions with our customer service team and were satisfied with the professionals handling your repairs. I had an issue with two leaking tubs, and AHS sent Pronto Plumbing out to do the repair. While their technicians were professional, they made five visits without resolving the issue, as parts of the problem were overlooked in the beginning.
Then we finally get to the root of the issue. We knew what the issue was. But instead of AHS sending the same person who I asked for, who knew what was wrong and knew exactly how to come in and get what they needed to get done, AHS sent somebody new, who was not prepared with the necessary equipment. They were more of an inconvenience for me. I felt like AHS wasn’t listening to us. I'm very frustrated.
Thank you for sharing your experience with us. We're genuinely sorry for the extended inconvenience you faced with the plumbing issue at your home. We have a three-story townhouse. The first year when we got the home warranty from AHS, I didn’t know there was a roof exclusion. It said roof repairs were included, but then in the fine print, it said, we're excluded because we have a three-story house. So, we're an exception to that. We had to find out later that it wasn't actually in scope for our plans. That was kind of a disappointment. Also, sometimes the service fee feels a bit high on top of the monthly.
But the contractors they sent have been pretty good. The only ones that have been challenging is when we had an HVAC issue. Houston's quite hot, and if it took them three or four days to get out to our house, that would be an issue. Having an emergency response time rather than having to wait two or three days before you have somebody come out would be appreciated.
Two months ago, the condenser started making a really loud sound like the fan was broken. So, we put in a request with AHS. I used the online website and it's pretty good. The tech who came was super professional.

American Home Shield sent out May Heating to fix the air conditioning unit. It was good to go. So, I'm happy. I had an elderly person staying at my residence for a good minute until they came out and repaired it for the people. Before them, they said they had to wait two weeks out almost just to service my air conditioner. May Heating did an excellent job. The reps at American Home Shield were very professional. But they should have called me and informed me what was going on. I was totally in limbo for two weeks. Until I called and said, "Hey, what's the hold up? I got an elderly person in the home. They need air." I had to beat it out of them to find out what was going on and I shouldn't have had done that.
I joined American Home Shield because I had a lot of people saying that it was a good company. When I got my first incident, they sent somebody out but they couldn't repair it. So I told them that I wanted a second opinion. But they said if it was still the same incident, I have to pay another $125 just for a second quote. If they find something different, I don't have to pay $125. The diagnosis of the first person was nowhere near the problem. The second guy said, "No. I found the problem, what was wrong with it.” It was just the outside wire that was merged. It looked like some of the wires got wet. So, it shortened out the unit. They ordered the part and then fixed it.

Their claim process is easy with a very quick turnaround in getting appointments and lining people up to come fix things. Recently, I had a service call for my air conditioner that wasn't working. The guy came out and I don't know what he did, but he irritated me. It seemed like he was irritated as well. He left and the air conditioner still wasn't working. So, I had to put in a second call. Another gentleman came out and he did some installation. He did a good job and now it's working properly. He answered all my questions and guided me through the process.

My husband took a day off of work, spent the whole day, kept getting texts saying, “You're the next one.” But at the end of the day, they said, “We don't have enough time today. We're gonna put you back to your original appointment, which is two weeks away.” Then that day came. Same deal. They rescheduled it again for two weeks. We haven't even gotten anybody to come and look at it and it's gonna be a month now.

There are water drops forming along the very top inside of the refrigerator. The techs thought it was the hinge. Before, it could splash on me when I opened the door, and it was bad enough that cardboard or paper containers would get damp. There was even water in the door shelves, so you really noticed it. But it’s better now. The food isn’t getting damp, and now I mostly just see small drops along the top. The techs did a very nice job. They spent quite a bit of time looking at it. I was in the next room, but I could hear them deciding what it was, and they were correct. They seem to have solved it when they left. I'm happy with the service from American Home Shield. They will replace the appliance if it's not working. They will try to see if it can be fixed otherwise and always send somebody who does it. They were very good.

The service request was put in one day and Air Design AC came out early in the morning the next day and fixed my AC for me. I was quite satisfied. Whenever I have a claim, I set it up online with American Home Shield and so far, the response time has been great. As far as the website, a lot of the options that they have are nonexistent because they've redone the website to where you're not able to choose what you're really trying to find. They also give you that option where you can put in 'Other' and then you can list what is going on.
I understand everything increases in price. But when I first came on with American Home Shield, my first call was $50 and my payment was around $50. As of now, both of those have doubled. You get used to making that payment, but sometimes I think about if I need to find another option. But all in all, I've referred several people to them because I've had them for several years.

I've had American Home Shield for coming up on a year. We had a major leak last winter, and I didn't wanna play around with any other major issues, so I wanted to make sure everything was covered. I got the premium plan. The tech did amazing when we had a refrigerator issue. This recent experience however, was not good. I'm glad the tech addressed the issue, but the way he did it did not tell me AHS is the best option for contracting that third-party service. He addressed the issue but not to my satisfaction from a customer service standpoint. His timeliness wasn't great in the sense that there was a certain time that we expected him and he would show up. I understand how commuting works. We're 30 minutes outside of Memphis. So, that's one area. It took him two days to address the issues we informed him about.
The first issue with the garbage disposal was addressed. Also, he corrected the drip in the bathroom on the second day. However, once he corrected it, my wife informed me that he removed all the caulking, which made sense to correct, but he didn't put it back the way it should have been. He said, “I don't do that. That's something that we don't do.” I pay American Home Shield a premium every month yet the contractor couldn't caulk back the area. The water pressure in a different bathroom was so high that it was very painful to take a shower. It was not safe. I called AHS back to say, “Can someone come address this? Because it was fine until he corrected the issue in another bathroom.” They assigned this person again.
He came back. On his way, when I told him what we were calling him back for, he told me that wasn't something he could do. So, he came, looked at it, and said that the only way to address the water pressure is to do some major overhaul of the water pressure, which will cost me out of pocket over $1,000 because it's out of my contract. It would be something that he would have to do. I communicated, “Under no circumstances do I want you to return and do anything at my home.” I called AHS to take it off of the queue as a potential follow-up. Thankfully, the water pressure corrected itself. It wasn't because anybody came over to fix it. But any other tech AHS sent out has been great.

We submit service requests online directly to American Home Shield, then we follow up by phone if we don't hear from them. Typically, it's the follow-up and the responses that have been terrible.
American Home Shield had Total Air Control come and look at our unit, and they attempted to diagnose the issue. They came out several times because the issue was ongoing. The first time, they weren't able to completely fix it because there were additional issues going on, but they did a good job of getting our AC at least hardwired going so we weren't without it, which was very nice. They came back and fixed what they believed was the issue and it worked for a bit, but then they had to come back. It didn't work all the way and they ended up having to replace it. Other than that, it was good working with them. They were very prompt.

He said we would order one. Then, he came back and put the new one in, and the water started working. He said the ice maker would be fine but it wasn’t. So, I had to call a third time and it turned out to be a freeze in the line. The guy used a heat gun and defrosted that area, which allowed the water to flow. It literally took him a second but they were trying to charge me for that visit. I told them I get the service through my home warranty and they can’t charge me. I also asked what they would be charging me for. Their guy didn’t complete the service.

A contractor was able to come out promptly and diagnose the issue. The guys were real courteous. I was given good tracking information about their arrival time. I was given a text message link which let me know who was coming, gave me a picture of them, and showed me a live map of who was on the way. That was pretty amazing. They were here less than 30 minutes, had my air conditioner fixed and everything has been running smoothly. I had an issue with another unit, and American Home Shield sent a different company out to repair that one.
I've not had a home warranty in a long time and part of the social trope is that they are not worth the money. But I invested $700 in American Home Shield and so far, I've already made my money back about less than 60 days into the warranty period. It is worth the investment. We have a front faucet outside, but it connects into the basement. The shut-off valve is in the basement, and it's leaking inside there. AHS sent two people and they said the faucet has to be replaced, but American Home Shield is saying that it's leaking outside so they won't cover it. It's leaking inside on my wall and we've had to keep it shut off. We tried the Better Business Bureau, but they closed the case because they said that AHS is sticking to their thing that it's outside, and we're claiming it's inside. The dishwasher's heating element would not turn off, which was dangerous. It took a week or two before I noticed, and my electric bill reflected it. The tech who came out was helpful and wanted to get me fixed up, but he didn’t have the parts he needed. It took three visits and about a month to get the dishwasher fixed. Each time, the part on hand wouldn’t resolve the issue, and a new problem would be discovered that required ordering another part. It wasn’t his fault, but it was frustrating. If I didn’t have the home warranty and had called a repairman directly, it would have been fixed the next day.
I’ve been an American Home Shield customer for a long time and keep my policy active. I don’t abuse it. About once a year, I need to use it. Over time, though, it’s taken longer just to get the initial appointment to assess the problem. This summer, I had an AC issue that I ended up fixing myself because it was going to take a week for someone to come out, which was unacceptable. I called to see if the appointment could be sped up, but customer service wasn’t able to help. At that point, it makes more sense to pay for repairs yourself than keep a policy you can’t rely on.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

American Home Shield used to be a very reputable company. Now, I feel like, especially after 2020, they are very shady in terms of them giving incentives not to the homeowner but to certain businesses to play this little game to make sure that the onus is more on the homeowner so they can get away with having to pay, which is what the homeowner is paying them monthly for. Plus, they also have this little gimmick that they run, where even if they know that something needs to be replaced, they hold it to as long as you can replace it and the value of the merchandise is not even worth being repaired.
I have a washer that, from the moment I purchased it, I've been having consistent issues with it. It is the same issues. I've paid between the monthly fees and having to pay for someone to come out for a serviceperson. They've been identifying the very same issue, which means it's unrepairable. You can get it to work for a little bit, but then, it's showing it's gonna continue to break. Instead of saying, "We need to go ahead and replace it because it's a continuous problem. This person has paid all this money into it," they wanna keep playing this game, "Well, as long as it can be fixed, we're not gonna replace it." I'm getting to the point I'm gonna cancel them. It's a gimmick they're running instead of being what they used to be, which is more of an honorable business.
I also have another instance where my double-door refrigerator's plastic part broke off. They had somebody from All Brands come and they said they were gonna have to get a replacement part. Weeks went by and I didn't hear anything. So, I called and the customer service agent from American Home Shield said they denied it because they said the person from American All Brands said I broke it on purpose. I still have the emails. I went back and forth. I was livid. When I looked online, I read that a lot of other people were describing the exact same experience I had with the type of refrigerator, and that the person said from American Home Shield that it was done on their error and they denied covering it. The problem is the part was no longer available. So to avoid having to pay for or replace a whole new refrigerator, it's easier to give incentives to these companies because they're working for them. They're not working for us.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

We had two appliances that needed repair. One was the refrigerator, then the other was the dryer. The service person repaired the refrigerator, but in doing so, he took the door off it. He stood it up against my kitchen counter and didn't empty the items out of the refrigerator door. The door fell into the floor along with all the stuff that was in the door, and I cleaned all that up then he put the door on. It fixed the little popping noise that was happening, but the whole visit was comical because he was googling on his phone how to fix my refrigerator.
The service person then moved on to the dryer and he said he fixed it. That afternoon, I went in to dry clothes and I closed the utility room door. When I went to check on it later, when I opened the door, the room was full of hot air. So I called back to American Home Shield to say something's wrong with my dryer and they told me I would have to pay another fee for them to come out. I said, "But they just left." That was not right.
My husband looked and the service person had not connected the dryer vent back to the dryer. Hot air was exhausting into the room. I called back to American Home Shield and said, "This is negligent. You could have caused a fire. My house could have burned down." The rep said, "They can come out and look at it again, but it's gonna cost you another fee." I said, "That's not typically what happens." He said, "They have a different clause in their contract than we do." I said, "But I didn't contract with them. I contracted with you." I told the guy, "I won't be paying another fee and I won't be renewing either." We ended up having to pay somebody else to come out and fix the dryer.

Putting a request online was easy and it works better for me. The response time was great. The contractor came out and looked at the AC and said the valve was messed up and that he had to go get a new valve. A week later, he came out and realized it wasn't a valve. It was compressor. So, then it was another week. So, I'm without air conditioning. He took forever to come and fix it ‘cause he's too busy going back and forth on his phone. Then he had to go back to the shop. He was not well prepared for the job. But he got the AC fixed.
My monthly payment with American Home Shield is pretty good. Then the amount that I have to pay for them to come out is okay. But I think I need to have a discount on the freon, though. The tech was the one that said it was that much. I gave him my credit card and I wasn't gonna argue. There was nothing I could do about it. I have to pay it to get it fixed. Being in August in Florida, you have to have AC. But $800 was ridiculous.

I have a Samsung refrigerator and water was standing in a drawer and the technician said the pipe was broken and he had to replace it with a new valve. On the first visit, the technician said he thought the issue might be related to the water filter and asked if I had the right one. I showed him the box and told him I ordered it directly from Samsung and knew how to install it. On the next visit, he replaced a valve and I thought it was fixed, but it started leaking again. Every morning I had to put a towel in the drawer to dry up the water.
I called again and showed him the water. I left it in there so he could see it. He said he couldn’t find the issue and FaceTimed with his manager, Dennis. He said there was no mechanical failure but that something was wrong with the refrigerator. He told me Samsung doesn’t make good refrigerators and that I should replace it and not get another Samsung. He recommended brands like Frigidaire, GE, and Whirlpool, and said a lot of service calls are for Samsung appliances. He told me this directly while standing at my door. He also said American Home Shield would follow up and call me, but I never heard from them.
I spoke with someone at customer service named Hoby to find out the decision on my refrigerator, and she said ATY Services reported no mechanical failure. That’s not what the technician told me and I questioned why it was reported that way. They might be saying there was no mechanical failure so American Home Shield wouldn’t have to replace the appliance. I told her I would call back another day.
This was the first time I’ve had an issue like this. The technician and his manager, Dennis, were patient and kind. He replaced a valve and may have replaced several parts. It’s strange, but now, the leaking has stopped. American Home Shield was very responsive when I called to report the issue. I had an issue a few months ago on my AC and they managed to get somebody out the next day. So, as far as servicing and getting somebody out, I have not had to wait long periods of time.
Thank you for detailing your experience with American Home Shield. I placed a claim for my dryer and I am not happy. American Home Shield had to order their own parts, and it took three weeks. Then the tech realized he needed more parts. So, we had to wait again. He fixed the dryer, but it's still making a noise. He originally came out because it wasn't heating but when the rollers for the drum were replaced, it was super loud. When he came by, he ran the dryer with nothing in it. I told him I would wash some clothes and threw them in there. It does it when it’s wet. He told me to record it and send him a text message. I did, and I hadn't heard anything.
I called American Home Shield back and said the dryer is still making a noise. They said I can get a different provider, but if they didn't find anything wrong with it, then I would have to pay another $100. I told them to just send back the guy, and he can see for himself. And I haven’t heard anything. It’s going into three weeks. My daughter-in-law and my son bought a new set, and we use their dryer temporarily, which helped. I gave away the dryer to somebody in need that my daughter-in-law and son gave me. And now, I'm ready to buy another set. I'm tired of dealing with AHS and fighting with them about it.
I was doing towels last night and noticed the issue again. I asked if the new rubber piece on the drum just needed time to wear in, but I wasn’t sure. American Home Shield said they only approved fixing the heating element, even though the contractor adjusted something else. I was going to call and argue, but I need to be in the right mood for that. This happened before with my dishwasher. The technician put vegetable oil in it to deal with soap buildup, which didn’t seem right to me. Not long after, the heating element burned out, and AHS ended up having to replace the dishwasher.
Thank you for reaching out and sharing your detailed experience with us. If I put in a request with American Home Shield, then one of their reps will call me back. My only complaint is for every service, there's a $125 deductible. The last time my garbage disposal went out, it cost me almost $300. And so, a lot of times, I will bypass and not use them. For my garage, I just called the company and they have a service charge of $89. But for something major, I will use AHS. It's cheaper to pay the 125. I would recommend AHS. You never know what's gonna break down. Fridge might go out, which has happened, but it's okay.

I had my brother look at my air conditioning and it was full of Freon. But the company that American Home Shield sent out said I needed Freon. The contractors find a way to trump up charges that their company can get additional money out of their clients. They would give you something extra that their company don't have to pay for so they can increase your price. That's what I noticed with the companies that American Home Shield is dealing with.
I live in Maryland and California, and California is a different breed. You have to watch everybody. It's a mess. You have to almost get a company to come out and verify what's going on before you have somebody then use American Home Shield so that they can come. In that way, you can make sure somebody is not trying to hit you in the head and then come around the back and hit you in the head because that's what they do. On both ends, they'll write up something that American Home Shield don't cover so they can get more money. They're getting a lot of kickback and sending out letters to most of their clients saying that there's an additional charge. American Home Shield needs to put something in place so that those contractors stop doing that.
We apologize for the frustrations you have experienced with the contractors under our service. Your feedback is invaluable in helping us better understand and mitigate issues relating to inflated service costs and perceived unnecessary charges during repairs. We appreciate the long-term relationship despite your recent difficulties. Thank you for bringing this to our attention, and we hope to build back the trust you've rightly invested over the years.

We bought a home almost half a year ago. Recently, our stovetop had issues turning on. We called AHS and they set up a company (Antech Appliance) to come and take a look at our stove. The tech looked at stove for 2 minutes, cleared a clog on one of our side burners and then said they don't work on the center burner. When they (Antech Appliance) submitted their report to AHS, they stated that the issue was due to a "pre-existing condition" so the rest of our claim was denied.
I contacted AHS to explain that the condition was not pre-existing and submitted the home inspection report that stated that everything on the stove was in working order. An AHS supervisor called me to tell me that, because the report didn't state anything about the internal components of the stove, that they were going to side with what the Antech Appliance report stated as fast as it being a pre-existing condition. I challenged that decision because it made no sense. I told the AHS representative that the purpose of the home inspection was to make sure everything is in working order and to annotate everything they find (whether working or not). In the home inspection report, it stated the stovetop was working properly. So I asked the AHS representative, "why would the home inspector need to check the internal components of the stove if it was working properly? That would make no sense".
I was basically told, that they understand how I feel but the company has made its decision. So even with written proof and pictures submitted to them, of a properly functioning item at the time of purchase, they dig their heels in and claim it was pre-existing. A waste of a $100 copay to a company (Antech Appliance) for them to just take 2 minutes to stand there and look at something and make the biggest assumption.
This has been a very disappointing experience and it just proves to me that AHS doesn't really want to help it's customers. In fact, even if the customer provides actual proof of a previously working product, that AHS will take the time to find an excuse to cling to, like in this case, the internal components of the stove top, and decline your claim. I couldn't recommend AHS to anyone as they have shown me that they will go out of their way to FIND a reason to deny a claim. I have also requested that AHS make a note in my account to no longer send Antech Appliance to service my claims. I have seen the type of work and reports they do and will not set myself up to work with a company that hastily co.es to conclusions and can so negatively affect my legitimate claims. Do not go with American Home Shield unless you want to deal with headaches.
Thank you for sharing your experience with us. We're sorry to hear about the difficulties you've encountered with our service. It’s concerning to hear about the denial of your claim and the situation with Antech Appliance. Having American Home Shield gives you insurance that you're covered no matter what happens. I've been telling a lot of people who have older appliances that this is the way to go instead of replacing their items. I've signed up for four straight years and a few years ago, they sucked in their customer service because the claims process took forever. But recently, they have done a lot better job of making the whole transition smoother. I had a claim for where AG Appliance came out and they were very pleasant. They were on time and they got the service done. I got no complaints at all and I would go back to them. Other than that, American Home Shield's price is going up because they're getting so much business. But it's not unreasonable. It was cheaper before and if they could they keep it back to where it was five years ago, I would appreciate it.
Thank you so much for sharing your positive experience with us! We're thrilled to hear that our enhancement over the years in customer service and partnerships, like with AG Appliance Repair, are making noticeable differences and contributing to building your confidence in us. Maintaining trust and offering peace of mind for your home is our top priority, and we genuinely appreciate your continued support and recommendations to friends and family. We're honored to have served you for four years and look forward to many more. If there's anything else you need, please don't hesitate to reach out.

I've been with American Home Shield for over 10 years and they have been good. They had Dempsey Plumbing come to my home to replace a sink disposal unit. The process of setting up the service request online was okay. Nowadays, when you call, everybody has those automated things and it takes forever to try to talk to somebody. The repair was handled smoothly, and the plumbers were timely in completing their work.
Thank you for your thoughtful review about your experience with American Home Shield and Dempsey Plumbing. We’re delighted to hear that setting up the service request online was seamless for you. Encouraging efficiency and convenience in addressing home repairs is a key part of our commitment to our customers, and your recognition of this is truly gratifying. I had an issue with my air conditioner. The drain line was clogged and the unit was leaking water. I have an account with American Home Shield, so I called them and they arranged to have the guys from Shamanski Heating & Cooling come. They were able to resolve the issue and it was a very simple fix. I could have done it myself. The only complaint I have is that they didn't come right away. It took a week. Also, I always submit my claims over the phone and I don't like that it's automated. You don't get to talk to somebody. You just answer some questions then they take it from there. Other than that, I've been using American Home Shield since I bought my house and that's five years now. So far, I'm reasonably satisfied.
Thank you for sharing your thoughts about your recent experience with American Home Shield. We're pleased to hear that Shamanski Heating & Cooling efficiently addressed your air conditioner's issue. Nonetheless, we understand your frustration with the longer-than-expected wait time for service and the automated process involved in scheduling service, which can sometimes feel less personal. I placed a claim to American Home Shield for a compressor and they ended up paying me for the refrigerator. I hadn't bought one yet, but I am gonna buy one. I had a refrigerator outside and I put it inside until I find something. Overall, American Home Shield is good. When I had a hot water leak, I was very upset with them because they sent a rookie out here to fix my hot water heater. It was just a leak, but I gotta replace a portion on my wall because the person dropped one of his tools in it, and they cut a hole in my wall. They were here for seven days to fix a water leak, and I didn't have water. I really got a big mess from that because I hadn't replaced the stuff that they messed up.
I didn't want that company back over here. The guy even made a comment about getting all the money he could get, and I tried to tell American Home Shield about that. They stopped them from working for a little while. Then when my refrigerator thing went out, they tried to send them back to my house. I told them I did not want those people back over here, and they sent me someone else.
The water heater was not messed up but they ended up replacing it because I got a free one. I ain't had my other one long. What happened was the people that they sent kept messing with this part that they thought was a shutoff valve and I kept telling them it wasn't. Just four years ago, I had bought that part. It was a circulator. Those people removed the circulator and damaged it. American Home Shield only gave me $200 for that part. They did a buyout. So, I ended up having to spend a lot of money to replace it. So I had a really bad experience. I like American Home Shield, but they wouldn't listen on that.
Thank you for bringing your experience to our attention. Consumer beware of this company!!!! I have been a member since 2022 and I have never been so frustrated with them. The last 3 service requests I submitted to this company has been nothing but a nightmare. I submitted a service on my AC UNIT in 2023 which is the original unit and is 18 years old. I had the coil replaced on it in 2021 by a reputable company that charged me half of what Fast Response AC and Heating was wanting to charge. The technician informed me that this issue may happen again due to the age of the unit and if it does, then the unit would need to be replaced. Well, it did happen 2 years later and AHS sent Fast Response out to diagnose the issue. The first technician that came out said that it was the coil again and that the unit would need to be replaced due to the age and unable to get parts to repair it.
After he submitted the report to his company then they sent a “senior “ technician out to diagnose the issue, he never even looked at the unit. I explained that the coil was replaced in 2021 by another company who was charging me half of what they wanted. He left and submitted a report to AHS stating that I upgraded my warranty. I was with a different warranty company in 2021 and had nothing but problems with them so I checked around and found AHS which claimed they fix pre-existing issues which I thought was a good idea since this might be the case with the unit.
Well, 2 years later and I am still fighting to get it fixed or replaced. I researched Fast Response and found that they are are a shady company who will submit reports to warranty companies stating that the issue is something not covered so they can profit. In 2024, I submitted a service request on my overhead microwave which was replaced and was told they are working on getting it installed.
After months of waiting and calling them to get the microwave installed, they finally admitted that they couldn’t find any company to do it and sent me a check for $125 to have it installed myself then turned around and tried to charge me $100 to send the check. After 6 months of fighting on that charge, they finally reversed it and it cost me $300 to install the microwave. Now I am fighting to get my refrigerator fixed, which has been nonfunctional for a month and keep getting the run around. AHS first sent the service to Dutchboy who knew before they came out the model and serial number of the refrigerator, because I had to send them a picture of the tag.
The technician who came out seemed like he didn’t know what he was doing and said that the fan fell off and put it back on and that should fix the problem. Then he submitted a report to AHS stating that they don’t work on that model of refrigerator. AHS then reassigned the service to AAA Appliance repair and that technician was more knowledgeable and said that it was the compressor and sealant which they do not have certified technicians to do the repair. He submitted the report to AHS who then reassigned it again to Appliance repair and they can do the repair but I am out of the coverage area and there will be a trip charge which AHS refuses to approve.
When I called AHS on 9/19 to once again fight with them about getting the refrigerator fixed, I was transferred to the escalation department and spoke with Rachel who said that she would approve the trip charge since they cannot locate a company in my area to do the repair and to have Appliance Repair call them back and they would authorize the charge. When Appliance Repair called back to get the authorization AHS informed them that they were reassigning the service to another company. Appliance Repair was very straightforward with me and said that they went through this same issue with AHS a week before with another customer and that AHS has a tendency to hold off on services, hoping the customer will get fed up and take care of the service themselves. As of right now, I am still waiting to get my refrigerator serviced and AHS is still giving me the run around.
I will be filing a complaint with the BBB and the Attorney General on AHS for false advertisement about covering pre-existing conditions and the lack of service. I have discovered that AHS has had several lawsuits against them and some have been class action lawsuits for just these things. At this time, I am reconsidering renewing my contract with AHS and looking into other warranty companies. Please do your research before making any decisions on warranty companies.
Thank you for sharing your feedback. I'm truly sorry to hear about the frustrating experience and the difficulties you've encountered with our service. This is the worst company I have ever had the displeasure of working with. They honestly believe that not having a refrigerator is acceptable for almost 30 days now. It could have been replaced in 2 days. Avoid this company AT ALL COSTS! They do not care about you, your property or the health and safety of your family. This fridge leaked and damaged the floors. It then shorted out, and their approach is to replace the motherboard. Disgusting and appalling. I am still going through this now! NEVER again. I will also be filing a BBB complaint.

This company is an absolute scam. I filed a claim for a broken appliance, and they denied it, accusing the technician of stating it was a pre-existing condition. Thankfully, the technician was still on-site and immediately corrected them, confirming he never said such a thing and even offering to have his recorded conversation pulled.
They are clearly just making up excuses to deny claims and avoid paying for anything. Their business model seems to be based on collecting premiums and then doing everything in their power to not honor their contracts. Do yourself a favor and save your money. Do not trust American Home Shield with your home warranty needs. They are dishonest and will leave you high and dry when you need them most.

AHS denied an electrical claim on an improperly installed electrical, tankless, water heater. The house was renovated in 2024 and unfortunately the tankless water heater was installed with undersized wiring (10 gauge instead of 6) and breakers that were too small (2x30amp instead of 2x50amp). This should be covered according to the agreement but because their tech wrote “undersized” instead of improperly, they would not honor the repair. I would never trust this company again. It is a huge scam and all of the call centers are based overseas.

I purchased an AHS Home Warranty in 2019. I recently submitted a service request for my air conditioning on June 28, 2025. The experience since then has been nothing short of frustrating and negligent. First contractor visit (July 10): Fletcher Heat & Air claimed the coils were dirty and dismissed the issue, even though the system froze and leaked water when running. Multiple follow-ups: I reached out repeatedly (August 2, August 21, August 25) due to ongoing failures. Contractors misdiagnosed the problem, missed appointments, and failed to communicate.
Final repair (September 3): Coldwater LLC replaced the capacitor and thermostat, but by September 22 the system had failed again. Despite continued payments, AHS cancelled my warranty on September 1, leaving my home without coverage until October 8, during an ongoing A/C failure. They have not refunded the $100 service fee they claimed to reimburse, and their mishandling caused mold to develop in my laundry room. Overall, AHS demonstrated a pattern of delays, poor communication, misdiagnoses, and outright negligence. I cannot recommend them, and I will be reporting this to my homeowners insurance, state regulators, and federal consumer agencies.

He then came to install the parts and decided that it didn't need a transmission because he was too lazy put it in. He then came back today to install the transmission and he got the washer together. Then he snapped off the bolt inside the Agitator now we're without a washer even longer. Today September 19th 2025, Travis comes to drill out the bolt, he is unsuccessful at drilling out the bolt he snapped off. So he wrongly fixed the agitator by using a sheet metal screw to hold the Agitator on. Again TCM Appliance Repair LLC is very unprofessional at their job for our home.
After I left, Travis claimed to my mother I helped him break the nut on the inside of the washer off, pretty hard to break something when Travis was the one with the tools in his hands going the wrong direction as the nut says clockwise for loosen. Clearly, the young man has no clue what he's doing and blaming others for his mistakes. He also thinks when I mention lawsuit because he was doing a half-rearend job on my washer, I purchased for my mother in 2019, that you can't take a lawsuit out on him cause no one got hurt. He's clueless as to contractors get sued every day for stuff. Bad enough he had to use my tools to get the nut off, but again I wasn't the one holding the tools, nor the one working on the washer.

I would like to recommend that AHS vet the companies that they partner with to provide these services, because otherwise, they will get bad reviews. If they partner with people who hire anyone because they can do the job but they may not be able to do the job, they will not get good feedback. I will not refer American Home Shield to any of my friends or family. I want all of these issues to be taken care of before I close out AHS, because 125 was paid for each special service to be done. Once these items are closed out, I'm gonna switch to someone else.
The first person came to fix the air conditioner unit. He said there was no problem. He didn't find the problem. But he also said that there were bushes, so he couldn't get to the problem. He smelled like he had a long good party night because he smelled like alcohol. He wasn't drunk. Because I don't drink or smoke, I can smell it.
The second thing was the person that came out to fix the washing machine and dryer gave a timeline of three to five business days. It is now going on over two weeks now. They reached out to me and said, “He would be out today between 3:00 and 5:00.” But I'm into giving a longer timeline and meeting that before the timeline than I am if you told me it would be a shorter turnaround time and it actually turned out to be almost two weeks. I'm gonna see how he works out with that, fixing the washing machine and dryer.
The third thing is this plumbing issue. The tech came out and fixed the sink. He said he didn't find another problem with the other sink in the bathroom. He fixed the garbage disposal but I noticed that it still leaked, so I called him back. He was supposed to come on Tuesday. I could track where he is. The link that American Home Shield sent that says he's on his way, initially said 12:03. Then it said 12:33, then 12:54. I had to leave. I thought it would keep changing. I tried the number that was on the link. He didn't answer.
He came. I said, “The time kept changing. And I had an appointment.” He asked if he could come back tomorrow, which would have been Wednesday. I said, “That’ll be perfect. I'll be here all day.” He never called, and never showed up. He still needs to come out because the leak is still present and needs to be fixed. I called AHS last week, Thursday. I was in the middle of another phone call, so I wasn't sure if the lady captured what I said. I hope that the person comes and does the job to fix this plumbing issue. I also hope that the person does well with the washer and dryer, because otherwise, I'm gonna call back again. And I'm gonna try to get them to send someone else or even do something else.

I was a member of American Home Shield for one year, and my experience was very disappointing. When I placed a service call for my dryer—which was in completely non-working condition—I was denied a replacement. Their reasoning was that the issue was due to “physical managing,” which I strongly believe was just an excuse to avoid covering the repair or replacement.
Over the course of this claim, three different technicians came out to inspect the dryer, and each one gave a completely different report. None of the reports matched or made sense together, and instead of resolving the matter, they wanted to send out yet another technician. Communication was also very difficult, as none of the technicians spoke English, which made it nearly impossible to understand what was going on.
At the end of the day, they have a business scam going on here because I feel I was robbed of my membership fees, and work order fees that I paid for a service that did not deliver on its promises. American Home Shield did not stand behind their warranty and instead placed the blame on me as the customer. I do not recommend this company to anyone.

Updated on 10/09/2025: This is a continuation of horrible service, and awful customer service that I got from American Home Shield, the home warranty company. My original request for service of my refrigerator and dishwasher. So called into them on August 21st. It is now October 9th, and my dishwasher was fixed on October 7th, which is pretty bad, however at least it’s fixed. For the refrigerator, the “Specialist” company replaced a third part in the refrigerator, but it still DOES NOT WORK! I was told by Kim, in the social media department that the “Specialist” for my refrigerator had to make a determination as to whether or not the refrigerator could be fixed. Kim said that if the “Specialist” recommended a course of action, and it didn’t work, that AHS would take another course of action.
Well the “Specialist” came yesterday, and replaced the part, and it still DOES NOT WORK! So this morning I called AHS, and the agent says to me, “we must send the “Specialist” out again to make a determination as to what is wrong”. When does this stop?! When does another course of action happen?! What is the next course of action?! My recommendation to you, and what I will do from now on, is to keep say $3K or $4K in the bank to purchase any appliance that goes bad, and not wait two months for American Home Shield to run you around, telling you that “I’m sorry for the inconvenience, and I understand your frustration”, because that is a lie! If they did, they would have got me a new refrigerator a month ago.
Original: AHS sent out a total unqualified repair company (A-Town Group LLC) four times, they fixed nothing, then after a month, AHS now tell me that they are sending the specialist! I didn't get this "insurance" to be out of a refrigerator and a dishwasher for a month. Also, the repair company they sent, A-Town Group LLC came to try and repair my dishwasher and refrigerator four time, over one month, and they never fixed either. They scheduled to come between 12pm and 5pm each time, but they never came before 6pm. The last time they came, it was 7:30pm. They are terrible Technicians, with absolutely no regard for the customer.
We sincerely regret the inconveniences you've experienced with AHS and A-Town Group LLC. Washer Replaced After Long Wait – Mixed Experience. I want to update my earlier review regarding my washer claim with American Home Shield. After more than two years, three dispatches, and multiple rounds of escalation, my washer was finally replaced as of Tuesday. While I am relieved to have resolution, the process was extremely frustrating, with repeated service fees, unclear communication, and long delays. By the time replacement was approved, I had already paid enough in monthly premiums and service fees to have purchased a new washer myself. I appreciate that AHS ultimately honored their contract, but I hope future claims are handled more efficiently so customers don’t have to go through such a long, exhausting process.
Original Review: Sept. 17, 2025
I have been an American Home Shield customer for years and trusted them to stand behind their service. Unfortunately, my washer claim has turned into a nightmare. 3 dispatches over 2+ years (May 2023, May 2025, Sept 2025). Washer still defective: does not spin properly and leaves bleach-like stains on clothing. Technician’s own notes confirm the bleach issue exists but he “could not find the cause” – which means it remains unresolved. I’ve already paid monthly premiums and multiple service fees; by now, I could have purchased a new washer outright. AHS insists this is “not a mechanical failure” despite the contractor’s report and my ongoing damage to clothing. They will only move forward if the technician calls their authorization department, leaving me stuck in the middle.
I am asking AHS to honor their contract and exercise the replacement option, not continue partial or failed repairs. So far, the process has cost me time, money, and trust. I hope AHS does the right thing and resolves this quickly. If they do, I will gladly update this review to reflect a fair resolution. If not, I will have no choice but to continue escalating this matter through every available channel.

I’ve been with American Home Shield (AHS) for almost 20 years, and my recent experience has shown me they are no longer in the business of protecting customers. They are in the business of scamming them. My recent experience has completely shattered any trust I once had. If you are thinking about signing with AHS - or if you already have a contract - please take my story as a serious warning.
In May 2025, my central air conditioning system failed. I filed a service request, and AHS sent their contractor, NOVA-HVAC. They diagnosed a failed compressor and even admitted (verbally) that the unit - 23 years old and running on phased-out R-22 refrigerant - should be replaced. Yet, in their written report to AHS, they recommended repair, clearly setting up AHS to avoid paying for a full replacement.
After months of delays, on July 24, 2025 NOVA-HVAC ultimately admitted in writing to AHS rep (Hunter **), that the required part was unavailable: “The compressor is no longer available due to age and refrigerant for this job. If you (AHS) can supply the needed R22 compressor, then we could go that route with compressor replacement only.” AHS source and purchase the phased-out R-22 compressor. I escalated the issue through the proper internal channels and was assigned to a representative, Darika **, who responded by email but not allowed any phone discussions or any other escalation options. Finally, AHS offered me three insulting “solutions”:
1) $438 cash-in-lieu - laughably low compared to the real cost of repair or replacement.2) Repair of phased-out R-22 compressor at my own expense (~$2,000) with only a 30-day warranty.
3) Upgrade via their Sister Company: Frontdoor Pro program – but refusing to apply or pay the coverage limit promised in my plan.
Yet AHS ignored their contractual obligations. Even after I brought in an independent licensed contractor (My Heating & Cooling LLC), who confirmed replacement is the only viable option, AHS dismissed the report. They actually don't want second opinion. What makes this worse is that my case is not unique. In Facebook groups and online forums, there are dozens of similar horror stories - especially about aging HVAC systems and many others -where AHS:
1) Uses contractors’ wording to sidestep full replacements.2) Makes lowball cash offers.
3) Rejects second opinions.
4) Ignores EPA and SEER compliance standards.
5) Refuses to honor contract coverage limits.
This looks less like poor customer service and more like a business model designed to minimize payouts while long-time, paying customers are left without working systems. AHS advertises “peace of mind” and “confidence in your home.” What I’ve received is frustration, stonewalling, and financial stress. This is not just bad service - it’s contractual dishonesty and a breach of contract.
NOTE: If you have an AHS contract, I strongly urge you to reconsider. My advice: cancel before you’re in a crisis. If you’re thinking about signing up, don’t make the mistake I did by trusting their promises. After close to 20+ years of loyalty, AHS has shown me that they are no longer in the business of protecting customers - just in the business of protecting their bottom line.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

I have had this plan for last 4 years and when the time came to really use this plan - the service was DENIED! I had a problem with the pool pump and motor, which it clearly said they cover it up to $3000. They sent one company to do the diagnostics. It said the part was missing that's why they will not cover it. Ok fine. I had asked for a second opinion, they company came and said that there are no part missing but came up with totally different diagnostics and said there was some water in the pump and he cannot figure it out and provided some vague report, that AHS does not cover it. Total waste of my hundreds of dollars for last 4 years. I will have to end up spending $2500 out of my own pocket to replace the pump. I am cancelling the membership. Very DISAPPOINTED!!!
Hi Raj, we’re truly sorry to hear about your experience and understand how disappointing it must have been to face challenges with your pool equipment. After reviewing your case, our records show that both technicians reported issues that fall outside of coverage, which is why we were unable to approve the repair. However, as a courtesy, your service fee is being refunded and will be processed to your original payment method within 7–10 business days. We appreciate your feedback and hope for the opportunity to provide a better experience in the future.

Tried to use my service to get a slow drain fixed in my secondary bathroom. AHS was informed before they took my money, and started the service process that I work during the week until 6pm. I am available after 6, or on weekends AHS was also informed. 3 days later, and 30+ minutes on the phone, AHS said they cannot accommodate me. I asked for a refund, and will be looking for it to arrive soon. I don’t have vacation time at my current job, and cannot take time off of work to accommodate them during the week. I also don’t have anyone to wait at my house for their plumbing service to arrive. I feel that My Money and Time have been Wasted. I will call a plumbing service that will accommodate me, and my schedule for a lot less Money than was Wasted on a bogus warranty. My advise is “Do not Waste your Money or Time!”

I’ve never been one to write negative reviews for companies, as I know it can have an impact on their business. In this case with American Home Shield, I feel compelled to share my experience to deter anyone else from experiencing the incredible level of neglect and unprofessionalism that I’ve been facing. I submitted a request for my AC to be fixed back on 8/12, and I had made a note to the customer service reps to let contractors know that my AC was a ceiling mounted pancake unit multiple times, since not everyone works on them. They assured me that the technicians were briefed on this, however I had to go through about 4 different contractors before they finally found someone who knows how to work on my unit. This resulted in weeks of time being wasted, and money being spent on living accommodations since my house is unlivable in the FL summer heat.
While looking for a contractor to come to my house, they told me on a Friday that they’d have a new contractor by the latest, the next Tuesday morning. I waited until EOD on Tuesday, called back, only to find that no one had been working on finding another contractor for me, which is even more wasted time. I’m now sitting at over a month without being able to stay in my home, and I’ve been working with one of their newly assigned contractors. They originally let me know that the part needed for my AC was on back order for 4 weeks, so I called to see if they could find another supplier. They let me know they found one, and that the ETA would be in a week’s time (9/15). I called before last weekend, during the weekend, and on 9/15 to check the status, since I’ve lost all trust in them. I was told on 9/15 that the part has ARRIVED at the supplier, and is ready for pickup by the contractor.
I let the contractor know, only to figure out that the part had never even been delivered, and apparently there’s no ETA yet on when they expect to get the part. This is just one part!! I was also recommended a full system replacement by the contractor, only to have AHS tell me that they’ll only cover about $300 (cash in lieu option for the repair of my evap coil), and that I’m liable for over $5.5k of the replacement. What’s the point of having a home warranty, if they consistently let you down, and lie to your face when asking for time critical updates? At this point, AHS needs to make this right and actually contribute towards the full system replacement, since their lack of care is leaving me unable to live in my house for almost a month and a half. These business practices are completely unacceptable, and AHS needs to make this right, as I’ll continue to spread the word of my experience to any and all homeowners.
Thank you for reaching out to us on this platform. I sincerely apologize for the miscommunication regarding your ceiling-mounted pancake unit. I can imagine how frustrating that must have been—especially with the Florida weather.
If you're considering an upgrade, we do have a dedicated HVAC Upgrade Department that would be happy to assist you. Please let us know if you'd like to be connected with them.
We truly appreciate you as a valued member of AHS, and thank you again for your feedback—it helps us improve.

Worst home warranty company! All of the reviews on their website are fake, look at better business bureaus if you want really reviews. They have terrible customer service. They don’t care about their customers, you cannot escalate any concern up to a manager or supervisor. My ac went out they replaced a blower motor and ac compressor- the company came out countless times last year and this year, I got a second opinion from an outside company, they said it look liked whoever repaired my AC did a botch job and parts were laying on my roof and not put back on, the wiring was a mess. They took pictures and gave a full report.
I called AHS. They refused to look at the company’s report. I was basically forced to use AHS company if I wanted it “fixed” but Freon is only covered up to $10 lb so, I paid $1600 for Freon. Exactly A MONTH later ac went out again! Blower motor and compressor failed. They want me to pay for Freon again! Seriously? Their “contractors” are a joke! They don’t take responsibility for them-even though they force you to use them, they tell you to call the company if you have a complaint with them but They don’t answer the phone! Or call back when you leave a message. You won’t get anything accomplished because they simply DO NOT CARE. Please beware and Use any other home warranty company!
Thank you for sharing your experience, Christa. We're truly sorry to hear about the challenges you've faced and understand how frustrating this must have been.

Hi my name is Mo. Me and my family were forced to stay in a hotel when my AC went out and they took their time when they came to check the unit out, which meant more money I had to spend out of my own pocket on a hotel. After 4 years with them, they did nothing. Their own technicians told us the unit needed to be replaced but they only wanted to repair. Overall, it’s a very bad company and when it comes time for them to fix something or replace something they are very hard to deal with.
Dear Mo,

I wish 0 was a rating option. My pipe leak began on a Friday. I opened a ticket right away, but the AHS plumber couldn't come until Monday. I made an emergency plumber call to stop the leakage, which was damaging the floor and drywall, and they removed the water heater expansion box which had developed a hole. When the AHS plumber finally came on Monday, they labeled the unit as "tampered with" and my repair claim was denied. Instead of appreciating that we prevented major damage by stopping the leak when AHS COULDN'T FOR MORE THAN 2 DAYS, they refused to cover the repair, and charged me $125 for their plumber's USELESS visit. I canceled my AHS membership, and they had the nerve to charge me an additional $50 administrative fee. Steer clear of this scam of a warranty service.

I had an issue with my AC. I put in the request this morning, and they called me this afternoon. I showed them that I didn't have any air conditioning. Then the contractor called me and said they can be here in about an hour. That was fast.
Advanced Solutions was perfect. He showed up, came to the door and said something about my air conditioner. I told him it’s a packaged unit around the side. He was very professional. I just left him to his thing. And when he finished, he came up and said that the fan motor went out on my condenser. He got it going that day.
Before that, I had a washing machine go out. I called American Home Shield and they sent a contractor out. They needed to order the parts. Then they came back about a week later and put them in and got it up and going. So, I've had two good experiences back-to-back.
Thank you for sharing your positive experience with American Home Shield! We're delighted to hear that you received such efficient service for both your condenser fan motor and your washing machine. Poor customer service, contract details were never sent when I signed up for their service, was told it would be sent via email and paperwork mailed out. I knew from a friend that you had to wait 30 days before requesting service. I let them get their payment and requested service, let them do a video chat review of the issue and was told the service would be cover and to go ahead and file a claim. Went to file the claim, was told it would be a 136.00 extra, had to wait for funds, asked would the info be recorded so when I could pay, they could start. 2 weeks later, put in the claim, paid the 136. Schedule the contractor from 12pm-3pm window to come work, the contractor did not show up till 3:23 pm, no call from the contractor or AHS. And when he showed up, he look at the garbage disposal from across the room and then refused to do the work agreed to without charging me an additional 800.
I contacted as for a refund of the 136. Because no service was provided and if that work couldn't be done without additional cost, then it should have been determined with the video chat. They just feel it's ok to provide poor service and take your money. Stated multiple times I wasn't trying to cancel service with them, I just didn't want to give them a 136. Extra for service that should have been told up front wouldn't be covered.

I did a video chat with AHS for my oven claim. They recommended a technician from AG Appliance Repair. The technician came out. He wrote down the part that would be needed. But, when they came back out, they had a completely different story. I called AHS about that today but they said that a second opinion was no longer an option. I had seven days to get a second opinion even though I had to wait two weeks for the parts to come in, and the parts never came in. I could not believe how many phone calls I've had to make and how many times I've been lied to about who was gonna be calling me back. I was asking for a supervisor for four to five days. It was like they were hiding their supervisor from talking to me.
They wanted to take my oven apart, and make it unusable for a month. I have a family of five. That means I can't cook for my family. If a microwave goes down or my icemaker isn't working or my filter needs to be replaced, or even a washer, it's gonna take a week or two to get the right part, fine. But when you take the main component of an oven for a month away from a family, that leaves a lot of extra cost, 'cause I gotta feed everybody.
We can't make anything. And it's not for like a week. But we're talking a month. And that just seems greedy to me 'cause the part isn't made anymore, and they wanted to refurbish an old part. It may or may not work. They offered me $330 to buy me out, that's just even more insensitive knowing that I'm stuck in this position. Can I buy a new oven with $330? No. But I don't really have a choice. I got to speak with a supervisor today. This is the only time that they claimed there was a supervisor. She said that there was nothing that they could do.

I had the AC checked through a yearly tune-up check, and they found that it was cracked and leaking. I've had three other AC companies tell me I needed to get a new AC. When Royal Flush came out, they said they didn't see a leak and a crack. I didn't believe anything they said because they were the only ones who have said that. American Home Shield called me three times to tell me that they declined it, doing nothing about it, because that AC company said that it wasn't broken, which I knew it wasn't broken. The prior three companies that came out didn't specifically said that there was a crack and a leak. They said that it needed to be replaced. I am thinking about calling AHS back to see if we can get another second opinion or maybe send them the paperwork from the other companies.
I don't really trust the companies that AHS picks. Royal Flush sent me three different confirmations of when they were coming and all three of them were different times and dates. It was the same date. They were the same date, but it was three different times. So, I called saying, "You guys said you were coming out at a certain time." They changed their minds three different times without notifying me. Those were just in the confirmations. When they did finally come out, they sat out in the car for a while because it was raining and they didn't want to do any work while it was raining. So, they said they were gonna leave and come back the next day. Then, nobody ever contacted me again. In two days later, they just showed up without me knowing that they were even in my home. It was a big mess and I would never use that company if I had my choice again.

Everybody wants $1000 for Freon, and $28 for a unit. It's ridiculous. I'm at the point where I'm done with American Home Shield. They're not worth it.
When I call American Home Shield, I'm getting somebody in the Philippines who says, "Yeah, there's nobody you can talk to, to complain." If I start a claim on August the 11th and it still has not been resolved, they should tell me I need a new system, which they have a $5000 limit, but they won't go there. They would say it was just normal wear and tear. It's a bunch of bull. It's like they are trying to put you on a hamster wheel and keep you paying. I have no issue paying for services that are rendered, but I do have an issue with a never-ending cycle of things. Plumbing Tricks came out and fixed the garbage disposal. Everything was fine, and they left. But I don't like American Home Shield, and eventually, I will switch. The customer service is horrible and they lie. The AC unit in my rental property has went out three times. The provider that came out told me it needed to be replaced, and then they sent me an invoice for the amount of the replacement, and American Home Shield refused to replace it, and said that it could be repaired. I spoke to the provider directly on the phone and they said it needed to be replaced.
I spent a couple months on this. One person I spoke with said it’s going to be replaced, and then they went out there. They didn't replace it. It was a whole back and forth. I spent out-of-pocket over $1,000 for the repair of a 20-year-old unit. It's a mess over at American Home Shield. They don't do what their warranty states they're going to do. I have my house and my rental property with them, and they did not hold up their end of the bargain. The AC unit at my rental went out two years in a row, and they still refused to replace it. I had a bad experience with American Home Shield's contractor, Metropolitan Heating and Air. My AC unit wasn't cooling enough and their service guy came late. It was dark outside, so I'm sure he had trouble seeing the unit. He found several things wrong with the outside unit, came inside, and found something wrong with the inside unit. I got an estimate from them a few days later of what it would cost to repair it, then American Home Shield said they would pay for a certain amount. At which point, I got a second opinion. I got someone else to come out here and check everything, and they said they could find nothing wrong with either unit.
I'm disgusted with American Home Shield. I called them and told them that I shouldn't be charged for that first repair person that came out because my AC didn't need a repair. They said nothing. They were gonna charge me all this money for a repair that wasn't necessary. In fact, right now, I'm considering canceling American Home Shield, which I've had for well over 10 years. I had my Fisher & Paykel dishwasher serviced. After the technician from Anderson Appliance left, I noticed a day later that the two drawers aren't lined up anymore. While the technician repaired the dishwasher and made it run again, the drawers no longer flushed the way they were. It has never been serviced by anyone. It was a brand-new dishwasher four years ago. American Home Shield wanted to make me pay $100 to have someone come out and make the drawers fit the way they did before they were repaired.
It was escalated to a different team, which then called Anderson. Anderson came back, but they weren't able to fix it. They told me the problem was resolved because the dishwasher runs, but that's not my complaint. AHS assigned it to another company who never returned my phone call to give me a date. I learned yesterday that AHS reassigned it. The company that they reassigned it to will come out today between 1:00 and 3:00.
The only reason I'm not left paying $100 for the call is Anderson said they would pay for the other company to come out. They agreed there is something wrong, but they didn't know what it was to make the drawers line up. The company did not leave my dishwasher whole. It runs, but it's not left the way it was. I should not have to pay for that. AHS needs to change that policy. The customer doesn't have to pay to make that happen, because I didn't cause it.
It took almost three years to resolve another issue that was escalated again. AHS sent a company to work on my Viking stove. The young man did not know what he was doing. He took the whole thing apart, trying to fix the problem, which another company had come before him and told us what the problem was, and he learned that you didn't have to take the whole thing apart. When he was told that and the problem was pointed out to him, he left the stove. It wasn't repaired. My ovens didn't work and the knobs would fall when you touch them. It's an expensive stove. One of the knobs stayed that way. AHS kept telling me that they were would make that repair company replace it, but that didn't happen.
After years of me fooling around with this thing falling off, I made another complaint. Once again, AHS wanted to open up a new ticket and make me pay for it. They had to research and go back, where they kept putting it off and telling me it was being handled but never was. Three years went by. Finally, last year, just before Thanksgiving, a technician looked at the stove while he was there. They reopened the ticket and he said they couldn't order a little gasket to make the knob stay on. They had to order the entire knob. We learned from that technician that Viking no longer made it. AHS did their research and was able to find a knob like the ones that are on the stove and replaced the entire knob.
Three years ago, I had an issue with my furnace. It wouldn't shut off. In order for it to come on, we had to manually light it and it would stay running. However, it wouldn't shut off when it reached the temperature. AHS sent out a company. Two young men came. I had a ticket open for my air conditioning this past summer. When I saw the assignment, it was the same company that AHS had assigned the furnace.
We knew we could light the furnace and it would stay on. The two young technicians were in my basement for an hour. They said they tried to see if they could fix it. Finally, they came upstairs. They told John and I that they did everything they could. They lit it, but it wouldn't stay lit. However, John had been lighting it for a month, and it would stay lit. They said that we would need a new furnace and the company would send me an estimate of the cost of repairs. We knew that the part they said they couldn't get it lit, and when they did, it wouldn't stay lit, was wrong. Because after they left, we went down there, lit the thing, and it stayed lit, just the thing that John had been doing.
I called. When I got the estimate, my portion is close to $3,000 for the repair. I said I wouldn't do it. I wanted another opinion of whether my furnace needed to be replaced. AHS told me that I could have a second opinion, that if the second company came out and diagnosed the same opinion, I would pay the $100 deductible. I said, “I'm fine with that. I just know that these guys told a lie. It's not true what they said. The furnace, we can light it, and it will stay lit.”
The second company came out on a Sunday morning. The guy said, “You need a new motherboard. And I have the exact one. But I got to go back to my home and my company and get it. I left my family and I told them I was coming back and taking them to church. If you can wait till later on this afternoon after church, I will come back.” The man told me where he lived in relation to where I live. I live in Olympia Fields. He lives in Aurora. I'm in the south, and he's in the in the west. I didn't tell him what was wrong, but he I needed a new motherboard. He came back at 2:00 in the afternoon and put a new motherboard. My furnace is still working. I told AHS what happened. “They lied. It wasn't true. I didn't need a new furnace. I need another opinion. And you guys need to check these guys. This company is not honest.”
When they assigned me this company in June, I called AHS and said, “No, no, no. This company cannot ever cross my front door again. They're not an honest company. And I'm not sure why you didn't take my complaint seriously.” They told me once again, “We don't choose the company. The computer randomly chooses the company.” When their representative tried to find another company, that company kept popping up as the one assigned to me. I refused. The rep said, “Why don't you wait a few hours? And maybe the computer will give you someone else.” They gave me someone else and I was happy about that. But because of that experience with that heating and cooling company, they can never grace my property again. AHS needs to take that complaint seriously, because if they did it to me, they're doing it to other people. They purposely misdiagnosed to have me buy a new furnace.
Like I told AHS many times, words mean a lot. I stick with them because they have taken care of me. I started off paying 55.99 a year. I'm now up to almost a hundred and forty dollars a year. However, the technician for my refrigerator said in his report that the part was no longer available. AHS interpreted that as the part that needed to be repaired/replaced was not in my refrigerator. It wasn't there. They would not compensate me because the part was missing. I called the repair person. I said the refrigerator is a Sub-Zero. It has a dual motor. In 2020, right around COVID, it was rebuilt. The company that did it told me, “This is like when your engine goes out. You got a new engine.” They've rebuilt these two motors for the refrigerator and the freezer. And only AHS has serviced that refrigerator. How is it from then until last year that it's working and, all of a sudden, tech told me the part wasn't there? The part had to be there.
I told the tech, “You need to call American Home Shield. You told me you're gonna call.” But he didn't. Six months went by, and my refrigerator and freezer still didn't work. It was because AHS interpreted that the part wasn’t there. The tech said, “No. I didn't say the part wasn't there. I said the part is not available.” I kept arguing. “Not available? “The part is in there. It doesn't work.” The man told me Sub-Zero no longer makes that part. Finally, I got American Home Shield to honor the fact that it's not repairable because the part is not available. AHS needs to look at the language that the technician put in their report, because not available doesn't mean that the part wasn't there.
Some of the technicians listen. Some don't understand. They just go by what they read. They said, “That ticket was closed because the part wasn't there. And we don't honor it because the part wasn't there.” The part was there. I became exhausted trying to get someone to hear, understand, and reopen the ticket to understand that the language was misinterpreted.
I learned a lot. I didn't know my contract had a limit for appliance replacement until my $8,000 ovens went out. They only gave me $2,800. That can't replace my oven. I didn't know that. The was because I didn't read my contract. I had learned everything until that refrigeration company came out for my air condition this summer. I ended up spending $560 for Freon because AHS only pays $5 or $10. They said it was low on Freon, that it was because it was low, which wasn't the reason it leaked. I was informed before the technician sold me the Freon that it would cost 200 and something dollars per pound. I needed more than 2 pounds. He stopped at 2 pounds. That's how it would be fixed, but it wasn't. But the company came back and fixed it.
I did a survey. The owner of the company called me on a Sunday morning because he was disturbed by my rating. I told the truth. I told him again, “Although you came out to check, I felt like the technician was there to sell me Freon.” The first thing he said was, “You're low on Freon,” and it would cost this much money, but AHS only paid $10 towards the $560. That was on me. I should have said, “Let me get another opinion because that sound expensive.” We did some research. We could have only spent $200 with a company outside of AHS, because that's their price. We called a woman that has a company. Her price was half. We did not tell her anything about what happened.
I recently contacted AHS for an issue with my doorbell, which wasn't installed in a normal location.I didn't think that AHS would fix my doorbell. I didn't know that was covered. But I thought, “I'm gonna ask first,” which I did. I could have saved $100. But I called anyway because we ended up putting in the transformer ourselves. The woman came. She worked with us to find it. She had to find the transformer, which took hours. We found it. We called an electrical company. They had it. It was only $23. We had to move some heavy equipment to get to it so the tech would be comfortable replacing it. John said, “I can replace it without going through all the trouble that we have to in order to get the company to replace it.” We went and we bought it. He is a retired electrician. It's done.

I am completely dissatisfied with American Home Shield and Astro Appliances. It is very hard to get good information from Astro Appliances and they have terrible service. They don't answer the phone calls and if they answer it, they always tell the parts are ordered. So, I thought the parts were ordered. Online, American Home Shield was also showing the parts were ordered.
After waiting for almost a month, American Home Shield came back and told me that my washer problem had a pre-existing condition so they won't cover it. If it had a pre-existing condition, then what is the need of showing parts were ordered? If a washer is not working, it's hard for the consumer and I was waiting for a month to get ours repaired. Otherwise, I would have gone for replacing it.
Thank you for taking the time to share your feedback David. We're sorry to hear that your experiences with AHS have not met your expectations. We would like to discuss the issue further. We have sent you a message regarding your review. Sincerely, Brandy

We bought a house and American Home Shield was part of the purchase, so we didn’t have to pay out-of-pocket. And I also did not pay when it came time for us to renew. I went online to set up a service request and Royal Flush AC gave us some pointers when they came out for a diagnostic. We were having humidity issues upstairs and we need insulation added. But they didn't do the repairs because it wasn’t covered under the warranty with American Home Shield.
Dear Loren,
Thank you for taking the time to share your experience. We sincerely apologize the recommended solution to your humidity issue regarding the insulation was not covered under the warranty. We understand how frustrating it can be when repairs fall outside the scope of coverage. The malfunction you were experiencing was not a covered item, and coverage was not extended in accordance with the service plan.
Your feedback regarding the overall service is truly appreciated. We recognize that these aspects play a significant role in your experience. If there’s anything further we can do to assist or clarify coverage details, please don’t hesitate to reach out.

We have a tankless hot water heater and it had some odd symptoms. It was way cooler than it should have been based on the temperature setting. The contractor suggested we clean it, have it just descaled. We just bought the house a couple of months ago so we don't know the history of it. I assumed that it was overdue for cleaning. There's a process they use with the cleaner that they run through it to descale it and see where we're at. Once they did that, it worked. Because it was suggested that it was just overdue for a cleaning and that was a maintenance item, that was not covered by American Home Shield. But it was taken care of in a timely manner.
There here should have been a notification that, "This is what happened. And unfortunately, that's not covered. So you'll need to reach out to DNB." We were already in the process of going through because DNB didn't think it was covered either. That should have been AHS telling me, not DNB. That was the only thing I was dissatisfied with.
Thank you for your honest review, Trevor. We appreciate your feedback and hope you’ll give us another chance in the future to provide you with a more positive experience. Sincerely, Marc

When you do the claim online, American Home Shield has to reach out to Hornet and tell them. And then Hornet has to reach out to you. So, it takes about a day or so. And that’s acceptable. It was a reasonable response time. Hornet Appliance came out for a repair on a clothes washer, and they did a great job. I'll give them an A-plus. The problem that we have and everybody in the country is that when the techs have to order parts, they take a while to come in. So, if it wasn't for that, Hornet would have probably had it done in a day or two. But it took about two weeks, which is okay. The price is a little bit expensive, but within reason.

American Home Shield covers a lot, including stuff I don't even know about, but the cost is a little high because it's almost 100 a month. Besides that, I use their website when I submit claims. My wife used to put in most of the claims that we've had done, but she passed away in October, so now I get to do it all. It was not like I thought it should be though.
When I had a plumbing issue, it was stressful to get the information from the time I placed the call for the work to get done. Somehow, stuff got lost. I had to call and have someone come back out because what I had originally called in never got put on the work order. Eventually, the claim got finished and the service people did a good job while they were here. It looks good and everything's working like it's supposed to. The customer service was pleasant too.

Level 99 came out and replaced a valve for us. It took a couple of trips, but they finally did it. Initially, we filed the claim by phone and talked to representatives. It was easy, and American Home Shield did everything right. The only disappointment was when they replaced the piece of drywall that they had to cut out. The hole was covered, but we hoped that they would finish the job by painting and texturing it, but home shield said they couldn't do that. That wasn't part of the deal. All they did was pay to close the hole and put tape around it.
Overall, we're okay and we like American Home Shield even though the price keeps going up every year. We were told at the beginning of the year that we had to go on the platinum plan. We had the gold plan and I never could quite understand why we had to go on the platinum plan. I called in my claim and I had quite a few issues with it. It was 90-degree heat and I really needed somebody to come out the very next day. I'd already suffered through the weekend because I know how hard it is to get service providers to come out on the weekend. That Monday morning when I called, they told me it would be Wednesday before somebody could come.
We confirmed my appointment for Wednesday morning, but then they texted me on Tuesday to inform me that my appointment had been moved back to the afternoon. I had already taken off time from work. I asked what was the reason that it was moved and they said because another appointment came in in the same area. Somebody stood behind me and we've already confirmed my appointment, but now they're in front of me. They'll get to them beforehand. I had to wait three days for this to happen so I had a real problem with that. If it was in the same geographic area, they could wait there 15 minutes for the service repair person to drive to them like I had to. That was unfair. I will never use that company. I also need to check and see if I got credited for 50% of that.
According to American Home Shield, they don't control the companies. But they control who they decide to contract with. I haven't been very happy with them for a while and I'm in the process of trying to find me another home warranty company. I just got something from them telling me that the service fee is about to go up, and I know there are other companies out there that provide equal service with a lower service fee. I'm not paying 120 every time somebody comes out.

Aladdin's Plumbing made two trips out for our claim with AHS. The first one they came out, the plumber indicated that he was told that it was a water heater, which they would assume as a large water heater, but it was very clearly conveyed to American Home Shield that it was an instant hot water heater under my kitchen sink. So, they came out with no equipment and no opportunity to fix it that time.
The gentleman took pictures and said that he would need to order the parts and that they would be calling to reset an appointment to come out. He determined it really couldn't be fixed. It needed to be replaced. So, he was gonna order the appropriate part and then come back and do it. That took a week and a half. But when he came back out, he brought a part that was not the correct part. What the individuals did was called the office. The office said that I could choose to do a buyout.
I kept getting emails from American Home Shield asking if it had been taken care of. My response was, “No. I'd rather link the email to them and let them know what was going on.” I was very unhappy. The plumber had told me, “I need you to contact American Home Shield and tell them you want a buyout.” But when I called American Home Shield, they said, "The part's been ordered and we can't do that."
I called multiple times to Aladdin and I explained the circumstances. After the first time, the rep said, "We'll have someone call you back by the end of the day.” No one called. I called the next day, spoke to the same person. "We'll have someone call.” No one called. It really was going nowhere. I asked to speak to a manager on my third call. I was told again the same thing but I didn't get a call. A few days later, I got a payout notice from American Home Shield and a text message from Aladdin saying that the payout had been approved. It was credited back to my account. American Home Shield handled it. But their plumbing representative was very unacceptable.

I had an issue with a Sub-Zero refrigerator, which I phoned into American Home Shield. It was the ice maker. The contractor came out and replaced it, which was great. It worked. But after the replacement, I noticed there was some condensation on the inside of the refrigerator up by the panel. So, I called them back. In my mind, those things are related. Their technician said they're unrelated. AHS charged me another $125. Okay. I'll give them that.
AHS sent another guy out. He checked the seal, which would be a reason, warm, humid air coming into the refrigerator could create that condensation. It wasn't the seal. He went out to his truck and got a block of wood. He opened the refrigerator door. He leaned the block of wood up against the bottom of the refrigerator and closed the door as much as he could can with a block of wood in there and yarded on the door. He said, "It's probably the hinges or maybe it's the hinges." In doing so, he bent the hinges. He said, "You'll have to wait for American Home Shield to call you back because this is a bigger job. I need another person. The door is heavy." I watched him do it.
AHS called me back and said the problem is not with normal wear and tear. It was the bent hinges. Therefore, it's not covered under my contract. The technician bent the hinges. They said, "We're gonna call our vendor and see what they have to say about it." Of course, they denied doing that. I watched them. I was there.
I'm in limbo. I said, "I wanted to speak with a supervisor." They said, "That's not possible to transfer you. We'll have to have him call you back." I never got that call. That's a $15,000 Sub-Zero refrigerator that I now have to go out on my own and find somebody to replace those hinges, because AHS washed their hands off it. Premier Appliance Services denied they did what I saw them do. I'm not happy about it. I can do a second opinion, but what is that gonna do? He's gonna say, "There's your trouble, little lady. Your hinges are bent." I know that. I watched the guy do it. I'm sorry I renewed with AHS.

But when we had an appliance breakdown, they brought in a seedy local contractor whom *they* picked but charged *us* for (evaluation fee of $100), then decided that although the appliance was not working for the purpose it existed for (the dishwasher was not cleaning the dishes), it was also not *not* working (the dishwasher did still sometimes turn on, the fact that it was not cleaning the dishes was clearly a minor detail), and refused to do anything about it.

The dishwasher wasn't coming on and the ice maker wasn't producing ice, and the first company came out a total of four times but nothing worked. The company informed me that they were going to turn in something to see about a replacement. But I got a call from American Home Shield saying they were sending a second company out. On the first visit, the tech said he needed to order more parts. He returned a second time, but the issue still wasn’t fixed. He did work on the ice maker, installing a part, but it caused water to run all over the inside of the freezer. On a later visit, he determined that the original company had installed the wrong ice maker part and had even cut the plastic to make it fit, which caused the leaking. He replaced it with another part, but it still didn’t work. In total, there were seven service visits, and neither issue was resolved.
Eventually, American Home Shield offered to replace the dishwasher. But the tech was trying to look at the icemaker again and that would have been the eighth time someone would have been out. And that particular day, I was busy. I called a couple of days before that and canceled that visit. So, that still doesn't work. The people who came out were nice enough but simply were not able to take care of the problems.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

American Home Shield's price has gone up a little from the time I joined, and for some reason, it goes up every year. That is something that has been a concern for me recently, ‘cause we keep track of our yearly spend on insurance. The thing is, it differs from property to property. For one property, the increase is a little and I can understand because of the cost of living, but for another property, the price almost doubled. That part, I don't understand. Still, I'm happy with American Home Shield. They're good with a lot of other things.
American Home Shield has a thing called 30 days warranty and if the same issue reappears within that timeframe, the home warranty company will do what they call a recall to the same company. If it's after the 30 days, they will assign it to another company. They have a vendor, A-FIX, that has been assigned our work a lot of times and there were times they fixed the problems, but we've also had a lot of issues where the problem they fixed came back after a while. There was a problem that came back after two months and the work order was assigned to another company. When that company came, they said the same thing needed to be replaced. I said, “What? The same part? How come?” They told me, “Oh, whoever fixed it used cheap material. And that's why the problem came back.”
The other big problem I have with A-FIX is they keep rescheduling. For example, the last one I had was the dishwashing problem, where they came and looked at the unit. They had to order a part and I had to call them to make the appointment to check up on the part. Two weeks later, they said, “We're getting the part this week. Okay. Let me put your schedule out.” On that scheduled day, they texted me, “Oh, our technician is sick, is not gonna be able to make the schedule. So, can we reschedule it?” They gave me a date that was four days later and asked if it would work for me and I took it. I thought, “Okay. It's not bad. Four days, I can wait.” The second schedule was canceled again, and I was given the same reason. The technician was sick.
I thought, “You know what? Okay. I'm gonna be patient with them because I'm gonna go through with this. And I would let them know at the end.” I asked, “What's the next appointment you can give me?” The next appointment they gave me was a week and a half later and I thought that was crazy because they already had the part. However, I still took that schedule.
Six days before the appointment, they called me and said, “We'd like to give you early appointment. Is tomorrow, Sunday, okay with you?” I said, “What? Tomorrow, Sunday? But I have to talk to the tenant. I'm not even sure if she's okay with it, if she's gonna be home. But you're giving me a short notice. And I already have the schedule for September 4th. Maybe I can take this one. In case it doesn't work out, I still wanna keep the September 4 one.” They said, “no. You have to take this. If you take this one, you can't keep the September 4. We're gonna take you out from that.” I said, “Oh my goodness. Okay. Go ahead. I'll take the tomorrow one.” That part could be my fault ‘cause I took the next-day appointment.
I called my tenant and she told me, “No. Tomorrow I have to go to church. I can't.” I called A-FIX right back and said, “You know what? You guys had just called me. I accepted an appointment for the next day. But actually, I wanna keep the original one.” They said, “What was the original one?” “September 4th.” “Oh, no. We're booked on that day.” “What? In two hours, you're booked? That's crazy. All right. So, what is the next one you can give me?” They gave me September 8 and I still took it. My tenant shared some information about the technician that came out, but I don't wanna get into that. My concern is getting the dishwasher fixed. I don't care if the technician was appropriate or not. My biggest concern is getting the unit fixed on time. Still, I'm not happy with A-FIX.
We have multiple properties and every time something goes down, we call American Home Shield. They usually assign me A-FIX. In the beginning, I was okay with them. I was happy with the first job they did. After that, especially with the stove, I was so disappointed with them because they kept replacing parts and it kept going again and again. I don't know what they're doing.
Dear Abraham,

I would recommend American Home Shield. I've had it since 2022 and while I feel the deductible could be lower, they have come out and taken care of things for me. I had two separate incidents this summer. The first time, the contractor had to replace something. The second time, the drain was clogged. Those two may not have been related, or maybe they were and they should have checked the drain when they replaced the part.

While the people they sent were really were nice guys and by no means disrespectful, they could not get the ice maker to work. Apart from that, it took the home warranty company about a week and a half to get somebody out here. American Home Shield should get somebody out faster.

My washing machine was going through a cycle, but the water wasn't filling. American Home Shield sent Sears out. As far as the technician, I am thankful that I have one guy that I kept in touch with because other than him, you deal with AI. Everything is AI and that's what's a bummer. The technician was fine. The system was really aggravating. I'm an AI person but you always should have the option to talk to a person. The first time an appointment was set, I didn't even know it was AI and we were going back and forth. I was like, “How the hell do you know what my problem is with my machine when you're not really understanding what I'm telling you?” I didn't understand that it actually did know what the problem was. AI was acting like it's human. It didn't say, "I'm AI," which it did the second time.
I was very confused because they needed the part they thought. They made an appointment in three days then they extended it. So, they made it seven days. They set up times for you. I'm not a morning person, but I wanted it to get done so I told them that they could come in the morning. What happened was the repair man came really late. I'm retired, but he was supposed to come at 9:00, and he came at 4:00. He told me his route was a four-hour route and that was without the time to see people. He went to Marin and from my place, he was going to Vallejo, which at normal hours, it’s a 45-minute drive. At the time he had to leave, it was an hour and a half drive.
I got to know him because he spent time with me. He was able to fix the issue without replacing any parts. He explained to me what to do if it happens again. So, he was great. He cleaned out my dryer, too. There was an issue with that. He explained how that worked. He spent a chunk of time, but a lot of the time he spent was putting them in the report. He had to do all these different things. So, he was with me half an hour doing whatever Sears wanted him to do, taking pictures, and telling them exactly what happened.
I have his number because he called me to tell me when he was coming. So, when the issue happened again, which he was surprised, but I went through the system and got everything set up for him to come out. So, I could request him. I texted him and I told him that the same thing happened. He said he had the part. He knew exactly what was going on with the machine. I then got a message saying he couldn't make it that day. I called him and I learned that they just canceled him from me. He was coming to see me and they canceled him. So, it was three weeks before I was seeing him the second time. He had to cancel because it was really late at night. He was in Marin and it was 5 o'clock. That was fine. What was terrible was, first of all, this man sees too many clients, goes too far, and I don't want him to get blamed because he did great. To expect him to call about six clients in the morning is ridiculous.
My plumber doesn't call me. I get a message that says, "He's on his way and this is where he is,” and I can track him. So, I don't need to interact with him. Another thing is when I call customer service, I can't even get through sometimes with the numbers that I pull up. They never give you a number, and the AI person you're communicating with with text isn't a person. So, they don't answer when you say, "What the hell is going on? Is he coming today? What's the scoop?"
The last time, which was the third time we set up the appointment when he came, I wasn't sure again because I have no confidence. I got a text that said, "If you wanna cancel your appointment." I had clicked on one like that the first time, and I've canceled my own appointment by accident. I clicked on it anyway, and then it had a whole information about what my repair man was doing.
They're trying to fix the whole system. If you're sitting there waiting for an appointment, you should be able to talk to somebody instead of disturbing your driver. The repair man and I are texting back and forth. It's so stupid. AI should be calling and saying he should come at this time. Then AI should call me and tell me he's late. They know exactly where he is. He shouldn't be taking time in his day. When he was here the first time, he got two calls while he was talking to me. He zoomed in. He knew exactly what was happening and he fixed it in 15 minutes. He sat in his truck for a half an hour doing the paperwork. That was ridiculous. I appreciate it because they show up and they do good work when they get here, but the whole other process was ridiculous.
American Home Shield does well, but the cost is going up. I started at $25 a month. Now, I'm up to $50 a month and then I have to pay $125 each time. Another situation involving a refrigerator that’s dying. The freezer part leaks into the refrigerator part. I keep a large bowl and a small bowl inside to catch the water. I don’t have a packed refrigerator since I’m just one person, but the first time it happened it soaked everything, and I had no idea what was going on until I figured out where the leak was coming from. I called American Home Shield. A young technician came out, and he was great. He unpacked my freezer, took a picture, and packed it back up. He said there was some tubing that he cleared out and told me it would be fine, that it happens sometimes and it’s not really a problem. For a while, it was fine but about a month later, it started leaking again.
I called AHS again, and somebody came out. He fixed it, and everything seemed okay but about a month later, it started leaking again. I called AHS and told them I needed a replacement because it’s old. They told me that if I need a replacement, I would have to call within 24 hours after they fixed it if it’s not working. The problem is it’s a slow leak. It takes a while to show up, and it’s never going to fail within 24 hours. I just kind of let it go, but that to me is not a fair policy. I gotta pay another repair man a $125 to lie. I have to lie to get the reimbursement or he has to lie because he has to say it is unfixable. I didn't think that was great. But I did that.
I sincerely apologize for the difficulties you've experienced. Your patience and understanding mean a lot to us. Despite any shortcomings, we are grateful that you took the time to leave a review. Your feedback is invaluable and helps us improve our services.

We've done six claims over three homes, and it always seems to be a minimum of three weeks if not longer. On a different note, I set up a service request online for a faulty door latch on my microwave and they assigned ATL. The repairman was able to diagnose the issue and fix it in a little over half an hour. It was almost second nature to him.

They have now said they need to reorder it again for a third time and I just need to keep waiting. I have contacted the BBB 3 times about this issue and I keep getting told I can get a cash in lieu for my washer toward a new one but every time I call customer service they say I can’t because the part for my washer has been ordered. Everyone tells me different stories at this company. No one communicates and I as the customer am the ones who is suffering here. Such a waste of money and the worst experience I have ever had.

We had a washing machine that wouldn't complete a spin cycle. It would get off balance and wouldn't spin the clothes out to completely drain. American Home Shield assigned Sears and I talked to both of the technicians that came out to the house to help. They had to reschedule a few times due to not having the appropriate parts to fix the washing machine, but they did a great job. They were fast, efficient and friendly. Truthfully though, I haven't used the machine since the repair because we're selling our house, so I'm not even there right now.
My experience with American Home Shield so far has been great. While not necessarily an improvement, it would be really cool if there was a list of the providers available for specific types of tasks, whether that's electrical or plumbing, so people see who a claim can go out to. American Home Shield shows us who gets the claim itself and who will be contacting us, but seeing a list would be really great. Because my wife had some guys that came out to do some electrical with the claim with American Home Shield and she couldn't think of the name, but I wonder if they'll come back and do some recessed lighting.
Thank you for sharing your experience with us. We're pleased to hear that our team acted promptly in attending to your washing machine issues and that the technicians provided effective and friendly service. My husband goes online for service requests 'cause then it goes quicker, and as soon as the company sees it, they call. We had two service requests over the summer and the service wasn't done as quickly as possible, which was frustrating. In July, our refrigerator broke, and we had to buy a new one. Initially, a service company came out, looked at our refrigerator and said it's not fixable. American Home Shield gave us money towards a new unit and it was a decent amount. It's our fault that we have a smaller house and refrigerators are bigger these days. So, it was hard to find a unit that fits in our house, but we did. The money was about just enough. We also put a bit towards the purchase, but that's okay.
In August, the electrical stuff on our stove where it sets the clock, the temperature and the time wasn't working. It was beeping and the tech was able to replace the computer part for that. Luckily, I didn't have to get a new stove. We've been with American Home Shield for a long time and the price has gone up every year now. My husband changed our plan, so we pay less monthly, and they got it if we have another repair, it costs more 'cause they're raising us again.
We appreciate your thoughtful review and for sharing your experiences over the summer with American Home Shield. We're pleased that we could support a significant portion of your refrigerator purchase and offer efficient solutions for your stove—the timely actions of our technicians leaving a positive impression. The dishwasher had a code showing. I made a claim with American Home Shield and they sent the techs out. They went through the troubleshooting on it then they had to replace some module in it. They restored it and left. That night, when I ran the dishwasher, the same problem came back. So, I had to go back to American Home Shield and they told me to contact the techs. So, I contacted them and they came back out. They said it would need a motherboard, so they ordered the motherboard. Then they put the motherboard in. That night, I ran it again and it still had the same problem. Actually, it's worse now because only one level of dishwasher will turn on.
So, I contacted American Home Shield again. The techs then said they were going to recommend replacing the dishwasher. I asked if I needed to contact American Home Shield for that and they said no. They said they would take care of it. So I gave them a week or so, then I contacted them when I haven't heard anything from American Home Shield. I asked if they had any updates and he said he didn't have any. So I called American Home Shield and they said they never got contacted by the techs for the replacement of the dishwasher. I told them I was just going by what they told me and I had the date of the texts. So, they said they would contact the techs, get them to resubmit the paperwork, and they would replace the dishwasher.
But I got contacted last week that Atomic Tech is going to come out. So, I've got an appointment set up with another company to come take a look at the dishwasher. This is going to start the whole process over again and this claim has been going on about three months now, so I'm not really satisfied. I could have replaced the dishwasher myself, but I've got the warranty process and I've got to go through their process before I can do anything, so I'm stuck. Other than that, when I reach out to American Home Shield, they're very polite. They say they understand what's going on and that they'll do some research. Then I just got to wait. Also, their website is pretty easy to use when I use it to report problems.
Thank you for sharing your feedback regarding your recent experience with your dishwasher. We apologize for the inconvenience and delays you encountered.
We’d like to help get this resolved and will have a service specialist follow up with you directly.

My experience over the years that I've had the warranty with American Home Shield on this house has been good. They've repaired multiple things in the home. Everything has gone smoothly over the five years that I've had it. However, this recent instance was terrible. The guy who showed up to inspect and give an estimate for the repairs on our dryer wrote a report that said that there was a plant and flint in the dryer.
I tried to get AHS to contact that appliance repair company to confirm that they actually meant “plant and flint” and didn't mean “lint” in a dryer. They could never get a response from Superior Appliance. Also, they refused to follow up with Superior, because it seemed it was a transcription error. The tech probably dictated it and meant to say lint, but it came out flint, which is a rock. And because the report said that there were rocks and plants in my dryer, AHS denied the repair. They said, “It says you've got a plant and a rock growing in your dryer, so that's not our responsibility. There's nothing to fix. You gotta have that taken care of.”
The tech called me and said, “You've got lint all over your dryer. I'll clear the lint out of your dryer for $400.” How does an appliance person know that it's flint as opposed to some other type of rock? It’s in the middle of my home. It's not even on a wall that's in our exterior wall. Superior Appliance tried to upsell me on some kind of thing that I needed to do outside of the warranty repair, so they wrote a report specifically to try and get me to do that as opposed to actually using my warranty. The fault lies with Superior as opposed to AHS. AHS offered me to pay for another company to come out. But I didn't want to pay another $100 on a dryer that is 17 years old, so I decided to buy a new one.
Thank you for sharing your detailed experience with us. We’re pleased to learn that you’ve experienced largely positive service with American Home Shield over the years. However, we’re genuinely sorry to hear about your recent frustrations with the misunderstood dryer issue and challenges with Superior Appliance. Ensuring our service aligns positively with your expectations is crucial, so it's disconcerting that this situation caused inconvenience and confusion.
Your feedback is incredibly valuable. Beyond this incident, we’re encouraged to know you generally find our arrangements satisfactory and hope they continuously meet your home warranty needs.

Currently, my system is still not fixed. Westside is the company that is assigned to it, and they have parts on order. This is two years in a row that I've had issues with my AC, and it's taking too long. I live in the desert, and it's hot out here. This current claim was put in in July, and I'm still waiting. We are in September. American Home Shield's service sucks. I'm paying money for a service that is not up to standard. I spoke to Westside yesterday, and they said they were still waiting on parts to arrive. They be the one calling me to give me an update instead of me chasing them to see what's going on.
I've had claims for my microwave, too. It took a while for them to figure out what was going on, and they had to replace it. I had an issue with my refrigerator. It took a while to get it done. I have two AC units on my house and last year, one went down. It took a while for them to figure it out. This year, I have the same issue with the first AC. You would think because it was the exact same problem, they'll figure out what's going on and fix the problem, but it's been a while.
I shouldn't be the one between American Home Shield and the service company. I shouldn't be chasing American Home Shield, and they're referring me to call the service company to see what's going on. They should do it because I only have a contract with them. If they assign a company to perform service in my place, I shouldn't be the one chasing the service company or chasing them. I shouldn't be the intermediary trying to make sure my stuff is done. I am so much disappointed. American Home Shield should know that there are competitors out there. So, if the service is not good, I have the option to switch to a different service provider.
Dear Koblah,
Thank you for contacting American Home Shield! We sincerely apologize for the frustration. A service specialist will review the service request and follow up with you directly. Thank you for contacting AHS!
Sincerely,Amanda S.

American Home Shield sent Patriot out for the base of the toilet that was leaking. They replaced the wax rings. They installed it very quickly, and it was good to go.

I had a broken torsion spring. #1 Garage Door was sent by AHS and they were able to fix it in a timely manner. However, it took a long time to get an appointment. I waited about a week to get them to come out. But when they came, they fixed it in half an hour.
From my experience, the coverage of AHS is not really as comprehensive as for trade. The garage door case in point, they said the torsion spring is covered, which is true. However, they didn't cover the bearing that was supposed to be changed alongside it. They didn't cover the adjustment of the door that was supposed to happen with it. They covered the spring that's worth $50. But I ended up paying $350 on top of that just to get that situation fixed.
Thank you for taking the time to share your feedback with us. We understand how frustrating it can be to learn that a repair isn’t fully covered, and we truly empathize with your disappointment.
While the garage door opener is indeed a covered item under your warranty, there are specific exclusions outlined in the terms that may apply in this case. Our goal is always to provide fair and transparent service, and we’d like to take this opportunity to review your claim and coverage in more detail.
A service specialist will be reaching out to discuss your claim and answer any questions you may have.

May Heating & Air came out for the furnace and I also had another claim where they fixed the ceiling fan in my bathroom. They were about a couple of weeks apart. After some initial hiccup, both of them turned out to solve the problem just to fix it. I was not satisfied with their first performance. When they first came out, the fan didn't work. When they put it in, it worked, but it was keeping up a lot of noise. They really didn't put the fixture back in like it was before. I called them the next day, and they came that evening, and fixed it. The claim for the furnace went pretty well.
It seemed that the AHS service was offered as like a quick turnaround on repairs. But a lot of times, what I'm finding out is since they have to work with companies to do the repairs, it's not an immediate service. One time, it took about a month to get the problem resolved. I also had a lady call me a little while ago, wanted to sell me some Platinum service over the phone. She wanted me to make the decision right then and there. I told her that if I could see what the offer was on the website, then I might do that. So I know exactly what I'm paying for. They’re gonna up the service and charge me more, but I don't see what I'm getting. And I like to see what I'm getting.
Thank you for sharing your detailed feedback with us. It's wonderful to hear that ultimately both the furnace and ceiling fan issues were rectified. We regret that multiple visits and prolonged waiting periods brought unease during the resolution process since your satisfaction and convenience are very important to us.

The mechanism that crushes the ice in the freezer was not working. I paid $125 and American Home Shield sent Sears out. It was bad enough that I've waited two weeks, and then the appointment that they were supposed to make, they didn't make it. I was out there, sitting on the porch, waiting for the guy to come. On the phone, I could see an update of how long it'd be before he got here. It went down to “Three stops, two stops, one stop, you're next.” Then all of a sudden, I got an email saying it was completed, which wasn't true.
I got in touch with American Home Shield, then they got to get in touch with Sears Home Improvement, which is their secondary repair person. Turns out that Sears Home Improvement is AI. I couldn't get in touch with a person. To correct this matter, I really had to go online and fight with their system and I made an appointment to get them to come. A maintenance person called, and I said, “Hey, this really has something to do with American Home Shield. Do you have that in your account?” He said, “Yeah. I had the one that you made and then the one with American Home Shield. Sure. Fine.” We made the appointment. A young guy named Miguel came over. Miguel looked at the refrigerator and said, “Hey, you need a couple of parts. No problem. If you order it, it’ll get here, and then another guy will show up.”
The other guy showed up two weeks later and looked at the refrigerator and then he said he didn't know how to work on the refrigerator. It really made me upset because a month has expired since my refrigerator has been broken. The mechanism has been broken. He didn't even try to attempt to open the Ice maker mechanism part. I was already upset because I paid American Home Shield a lot of my money.
At first, when I had my first house with American Home Shield, they were excellent. I had a problem with an air conditioner. They replaced it. I had a problem with plumbing extending to the city side. They called the city, and they came and fixed it without any problem. I only had it for two years this time. I just bought a house, and I immediately went to American Home Shield. They done such an excellent job back then. I thought they would do it this time. The first issue I had was on the air conditioner that broke down. The coil had some holes in it. They replaced it but I was upset that I paid $3,500.
Then there was a little leak in the garage. I called American Home Shield and a guy came out. Two months later, that leak appeared again. I called another guy, he so-called patched it up, and now, I'm waiting for the next big storm to see what happens. I've only been with AHS this time for two years and I'm disappointed with them this time around. I'm wondering if I should have went with someone else. I can't get in touch with their customer service, too. When I call them, it always hangs up on me.
We appreciate your feedback about American Home Shield and your recent service experience to have the repairs completed! I would be glad to speak with you and assist with the service you have experienced.

My air conditioning went out in June. They fixed it today. This is third time that they fixed it, and I'm hoping third time is the charm. On this last visit, a circuit board in the brand-new air conditioning system failed after a couple of days, so they had to replace that. They had to put in a new circuit board. When they did that, they determined we needed a new thermostat because whatever they hooked up wasn't compatible with the thermostat that we had. So, they wound up replacing the thermostat too. American Home Shield has been horrendous. I've not had use of my upstairs unit for two and a half months. They act like they're gonna do something, and it sounds like they're gonna do something, but nothing happened.
I have full coverage, and I had to pay five freaking thousand dollars to get my air conditioner fixed. What a rip-off. It is theft. My service contract says that my air conditioning system is covered. It will be replaced if it wears out. American Home Shield told me that I have to pay for modifications. The modification was they unhooked the wires from the old system. Then they hooked the wires to the new system with the same wires, and it was $550. They take the condenser off the pad and then set it on a new pad, and that's $550. But all they say in the contract is, “You're responsible for modifications.”
If I had to have new ductwork done, that's a modification to me. If I wanted a condenser in a different location, that's a modification. But unhooking the old one and hooking in the new one is not a modification, except for American Home Shield. I've got a full warranty and had to pay $5,000 to these people. If I had to do it over again after what I've gone through for two and a half months, I would forget the contract and hire somebody else and get it done right. Because when I called up Elite and told them it was not working, they told me to call American Home Shield. But American Home Shield then had to call Elite, and then Elite called me up. Then Elite put me at the end of their service schedule whenever they got an opening.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.
Best Regards,

The garage door wasn't working correctly. American Home Shield sent Ace Garage Door Repair out and they did the repair. It was a simple fix. The garage door is working perfectly now. The experience with American Home Shield depends on where you live. We came here to Florida from Wyoming, and there, we always had to find our own technicians and we had to pay them. Then, American Home Shield, in some instances, would say we never sent in the paperwork or they couldn't find the paperwork or we just had to wait for 30 days. Sometimes we waited for 90 days and we had to turn the paperwork in again. Sometimes it appeared like they were trying to do everything they could to get us to give up and just go away and not be paid. We almost quit using them, and we've been using them since 2004.
There's a big difference between living in an area where there are people who are willing to become providers for American Home Shield and living in an area where they aren't interested. We had to have our really large garage door fixed there and there were only two providers in that area. When we asked the man who fixed the garage door if he would come back if we called him, he said he would not work with American Home Shield again. We also had that said to us more than once.
Here in Florida, we paid our $100, American Home Shield found the person, the person came, and we had the service. He also solved another problem because we only had one garage door opener. So we bought one from him and that wasn't something he suggested. We asked if there was anything he could do and he said they sell garage door openers. And then, American Home Shield took care of everything. Back in Wyoming, we still had to pay the $100, then we had to do all the work. We had to find the person, pay the person, then fight with American Home Shield to get our money.
Also, if you get a technician who isn't part of American Home Shield in any way, they have to call American Home Shield and convince American Home Shield that a repair is needed. When we had to a plumber out, American Home Shield indicated to him that we had to buy a product. But he had nothing to do with selling things. So, he came back to us and said, he was going to give us a choice. Either he'd put in what American Home Shield said we should use, which was a low-grade faucet, or he could put in the good stuff. We went for the good stuff because we have a very nice home, so we ended up having to pay about 1,200 dollars more. All in all, I'd rate American Home Shield's service here in Florida about a 4. In Wyoming, I'd give them a 1.
Thank you for sharing your detailed experience with American Home Shield. We’re pleased to hear that everything worked well in Florida with speedy and effective service. However, it's truly concerning to hear about the challenges faced while in Wyoming, from paperwork issues to contractor preferences. We sincerely apologize for any inconveniences you experienced there. Your feedback about the differences based on location and provider availability is invaluable to us. If there are unresolved issues, or if you have additional feedback you'd like to share, please let us know. We're here to help and would love to discuss how we can ensure a better experience wherever you are located.

I'm a little old-fashioned and reached out to American Home Shield when I made a claim. My HVAC had to be replaced and Formula Air, the contractor, did it in one day. It cost about $15,000 and I had an out-of-pocket expense of $4,380. But it’s cool in the house now. The repair guys were very nice, professional and knowledgeable. They came out and did the work. It took less than eight hours for them to do it, but they knew everything. I've had a stroke and I needed to get around them, and they moved out of the way. One guy held my hand and let me step over the stuff that was on the ground, and I appreciated that very much. They were respectful, and I'd recommend them to anybody.
Dear Yolanda,
Thank you for the 5-star review. Your satisfaction and providing a level of service that exceeds your expectations is our number one priority and the value you find in American Home Shield is everything we strive for as your home warranty provider.
Sincerely,Amanda S.
