    It can get expensive to have to fix a lot of the bigger things in the house. When I had American Home Shield previously, when I first bought the house, it was great because I had a few little things happen. I decided to do that to save myself any kind of trouble in the future. AHS's concern is me as a customer. They're prompt on getting me the assistance I need. Recently, the heat was just blowing cold air. The tech described everything he was doing, explained a lot to me, and did his work. He also said what to look out for. I had to have him out twice, but he explained it to me, and if it were to go down again, to try to leave it on so they can come out and see what it does.

    The outlets weren't working in the bathroom. When the tech came out, he adjusted something. Two weeks later, they went out again. My night light would stop coming on. And when I plugged in a little fan, it wouldn't come on. The tech told me I could go in the garage and reset the breaker. When I did it, the outlet would only work for a few seconds. It was a shortage. I told the tech that the first time. Years ago, I had the same problem. They had to change those out. The second time he came back, he did that. When he went in and looked at the wire, he fixed it. Everything works fine.

    The tech was honest about everything. When he left the first time, he said, "If anything happens -- because sometimes these things will eventually die out -- just let me know." I did and he told me that I need to call American Home Shield to re-set it up. He came back the next day. It was that first contractor that was awful. They gave me almost a three-week appointment time. But this guy was very professional and knowledgeable, yeah. If I had another electrical problem, I want AHS to send him back.

    American Home Shield's service is good how it is right now. It's convenient and everything's easy. Everything's in the app. If I need anything, I just make the appointment.     We have an 18-year-old Rennai water heater. American Home Shield denied our claim based on a power surge that didn’t happen. They haven’t allowed us to dispute this & provide any evidence. They were very difficult to contact and deal with. They used their own technicians who report to them. We have been with them 6 years & have had only minor claims. Don't use them.

    I have been trying to get a washing machine fixed. AHS has put me together with local repair business who has consistently not show up. The problem is that they expect me to continue with this. They have refused to find another service provider or make any other options. I will not be helped by AHS or Sears repair. I'm on my own. At this point I feel I'm wasting money and going through frustrations with this company.

    We've had American Home Shield since we've owned our house, which has been almost six years. When they assigned Passion Service Sro for a service request, everything went great. The tech came out initially to do the assessment. It was very quick, professional, and easy. A part had to be ordered and it took a few days, but once that part came in, he came back out.     Horrible company stay away from. To my fellow veterans please stay far away. Will cause you more stress. By the way Frontdoor, Inc. owns AHS, HSA, One Guard, and Landmark so stay away from any of them. I have been dealing with a nonfunctional dryer since November 2025. Allowed 7 attempts to repair and still not repaired. The technician in this my case Active Appliance. Technician was rude and would not allow to talk keep cutting me off. They work on a repair only status. This company Has and will breach their own contact. They just keep ordering more parts. Every time I call all the representative are **. Some with heavier accents, hard to understand, can never do anything to attempt to help. Don't waste your time and money.

    I have had a home warranty with AHS for 15+ years and have made at least a dozen claims. After making about 6 claims (all paid) for expensive repairs to my refrigerator, AHS offered to replace it. Problem solved. There are a few things they don’t cover, mostly common sense, but I am pleased with their service and the price is reasonable.

    Updated on 03/12/2026: I wrote a review earlier about ahs not sending the appropriate service people to fix my heat pump and leaving me without heat in freezing weather. That review prompted the company to get in contact with me. They eventually came to the conclusion that they would not fix my heat pump because it was "commercial" (it is categorized as being for residential use according to Google). Regardless, they used section 7B of their contact to say it wasn't covered. Section 7B relates to me using my home as a business (which I don't).

    No part of their contract says that commercial heat pumps are not covered. In fact their paperwork explicitly states that they cover water source heat pumps up to 5 tons. I have a 2 ton vertical water source heat pump. I had an attorney read section 7B of the contract and was informed that it definitely does not say anything about a commercial heat pump not being covered. Only that it would not be covered if I used my home as a business.

    Original: It is the middle of January here in Michigan, and temperatures are below freezing. My heat pump went out and I called to have someone out to look at it. The company AHS sent out told me they did not service heat pumps. I called back to have them send a different company out (one that does service heat pumps). I have been told that they can't send anyone else until the first contractor completes some sort of paperwork confirming they can't do the job. I have been waiting days for them to file the paperwork. I have spoken to there escalation team and they say they can't even put me on another companies schedule until they hear from the first company. They refuse to explain why they cannot send another technician. Why would I even ask for them to send someone else if the original company could do the work? This is insane, it is currently 13 degrees outside.

    American Home Shield sent me a very bad contractor and I was very annoyed. The contractor told me we had to open the roof for the pipe leakage, and we had to hire some other contractor to open the roof. “When you open the roof, I will come back and have a look.” After he left, I called another air condition person and he told me that there was only one wire which was damaged. He fixed the wire and the air conditioner started running from that day on.

    Premier Appliances came out and fixed my stove and dishwasher. I sent in the claim online through my app. It was a difficult process because American Home Shield said the dishwasher wasn't covered, but it was. They made it so that if you claim an appliance one time in a year in the app, it doesn't let you go back in and file a subsequent claim. I had to call and argue with them in order to get that done. They should tell people upfront what's covered and what's not in plain English versus having to figure out on a case-by-case basis. I'm considering switching to another warranty company.

    Main Line Plumbing came out and they had to do some troubleshooting on the water heater. It didn't take very long for them to take care of our issue. He had to change one of the settings on the water heater for the gas, and we have working water then within a half an hour. As far as American Home Shield goes, I do my claims online, but the issue that I had with this visit is that I think they have a 24-hour response time with the provider, and the provider didn't respond for several days. You can't get ahold of anybody at American Home Shield. You call the number, and there is nobody to talk to you. It just keeps telling you to book online, so that was frustrating. I had to just contact Main Line myself and leave messages until they called me back. American Home Shield has been Okay, but I hope that they have a way to enforce their timelines with the service providers.

    WARNING: Do not rely on American Home Shield if you actually need help! We paid over $180 per month for an American Home Shield warranty to protect our home. When our tankless water heater failed, AHS confirmed the unit was covered. That should have been the end of it - but it turned into a $2700 nightmare. AHS sent a contractor (Discount Contractors) who spent less than 10 minutes at our home, confirmed the unit needed replacement, and then submitted an estimate without informing us.

    Days later, we had to reach out to AHS and we were told yes the replacement was covered - but insisted $2,700 in "non-covered modifications be paid!" The technician never said our gas line or water line was damaged or unsafe. The issue? The contractor planned to install a different unit that did not match our existing connections, then charged us to modify perfectly functional lines. When we asked for a like-for-like replacement or a second contractor, we were told no by AHS!

    Stay away from Discount Contractors. All they want to do is make modifications to your hot water tanks so they can up charge the heck out of AHS customers. Instead, AHS repeatedly pushed a cash-in-lieu offer of $536, which does not come close to covering the cost of the unit or installation. The technician refused to give. us an itemized estimate detailing specific codes! AHS did nothing to help us with this over priced technician! We were left without hot water for nearly two weeks. Then our water turned dark brown, making it unsafe to use. Despite this becoming a sanitation and health issue, AHS still refused to act and continued to push the insulting cash-in-lieu.

    We ultimately had no choice but to hire our own contractor and pay out of pocket to have safe drinking water in our home, while AHS washed their hands of the situation without a care in the world. We went through a horrible situation with our ac unit 3 years ago but this time we have had it with them. The stress they put me and my family through almost landed us in the ER!

    To make matters worse, when we researched the contractor/technician AHS sent, we found numerous reviews from other AHS customers describing the exact same experience. We brought this to AHS's attention - and they did not care and said they don't hire their contractors based on customer reviews which is all we needed to hear that this company does not support or care about their customers. The owner and his executive team is just as bad!

    If you are considering a home warranty, learn from our experiences to avoid losing out of thousands and thousands of dollars! Put that money into a savings instead. When you truly need help, American Home Shield will not be there!

    The first people that American Home Shield sent out for my washer and dryer were horrible. They didn't fix anything, and left me in worse condition. If you give it a Google, every review of this contractor is 1 star. I don't even know why the company I am paying monthly would send those people out. When the second people came out, our water had been turned off by the city. We had a water main break in the city. So, my whole neighborhood didn't have water. So, the tech couldn't do anything, which I totally understand is not his fault, but I still am sitting with the same situation, and it's not been remedied. It's been three weeks.

    Initially, when I talked to someone on the phone, he was ordering parts that he figured was the problem. But when the guy came out, he looked at my washer and told me to call them when the water came back on. I did, and I texted them, but no one has gotten back to me. I told American Home Shield that if I can't get it remedied, I'm probably gonna cancel this policy and go somewhere else.

    I was cooking on New Year's, and I got ready to turn on another jet in my stove cooktop, and it popped and blew out fast. I wouldn't turn it back on until I got it checked. I called American Home Shield and I got a little confused when they sent the link. They told me to measure the cooktop but they need to send a professional out here. It would be my responsibility if the length was not right. I argued a little bit with the person I talked to. I told her that I wasn't being ugly, I just didn't quite understand. I was just being honest. When I got my head together and I hung up talking to her, I went in there and tried to measure. Then I went online because she said I needed to go in and choose the cooktop. Once I got it done, I was at peace with myself when I figured out what to do. It was okay.

    The initial person who came out was very professional and was strictly business. He did what he had to do. If I had questions, he answered and told me when he finished. He said that somebody else will be in touch with me. I thanked him for his time and that was it. I've had the coverage with American Home Shield for a long time, and if you are a single individual like me, you will always need somebody other than yourself, so it's always good to have people to come in for you. So having American Home Shield been a plus for me. The only thing is the communication now where you have to go through a lot of hoops to try to speak with an individual. Then when you get the individual, you have a language barrier to a certain degree.

    My heat has been out since 12/3/2025. I’m 74 years old, a widow, have serious heart conditions & multiple sclerosis & as of today 1/27/26 still no heat & I’m in the middle of a winter Storm and Texas has been declared a disaster. I’ve been displaced from my home due to the severity of below freezing temperatures. AHS approved my furnace replacement but then refused to cover multiple required components & parts, labeling them as “non-covered modifications” and now changing the categorization of denial to “required code upgrades” & wrongfully shifting the financial burden to me with nearly $2,000 in out-of-pocket costs to the dispatched HVAC company.

    They approved a higher HVAC contractor estimate, yet offered only $375 for a cash-in-lieu payout, which is completely unrealistic. Since I have disputed this, AHS stated they would send the $375 anyway if I didn’t accept their options. That’s bullying & forceful and goes against my valid Service Plan Agreement Contract in addition to the covered items of “All Components & parts are covered up to $5,000.00” that I have continued to assert and provide via Email to their Executive Relations Darika **. I’ve also requested to speak with a higher up supervisor & that’s also been ignored for over a month. Page 3, under section titled Heating Systems & Special Limits on my Service Plan Agreement states explicitly the coverages of the components & parts. This experience is horrible & has not been in good faith on AHS to do their fiduciary duty to their contract terms nor paying Consumers—buyer beware!

    This has been the most horrific experience. I wish someone would have warned me that AHS WILL NEVER and I mean NEVER replace an appliance. They will BUILD PARTS before they ever pay for a replacement. Yes you heard me right. My central air unit is 20 years old and they will find a way to rebuild a compressor or condenser or whatever part breaks down in order not to pay for the replacement. This will only last a few months before it breaks down again and requires additional money out of YOUR pocket each time. Run! Put the monthly payments in a savings account for when you need emergency repairs. DO NOT USE THIS COMPANY. Would give it no stars if I could. Horrible horrible horrible.

    If I could give 0 stars for this company, I would. We have been trying for 6 months to get our AC replaced. We live in a city where temperatures regularly get above 100 in the summer. They sent two technicians out who recommended the unit be replaced. After not hearing anything updates from them, we tried to reach back out. The agent in charge is impossible to get a hold of, and every time we call, a message has to be left with her secretary. Once we did get in contact via email, she said the order was closed, and the unit was fixed. Absolutely no work was done, and the work order was closed, twice. We have four young children, 6 and under, and have to be out of our house because the temperatures inside are too warm in the summer. Unacceptable customer service, unacceptable resolution and response. At this point, we are exploring legal recourse to get this settled.

    My heater didn't work when I turned it on. American Home Shield sent out Titan Heating. Before they came up on the property, they called me and I let them know my system and then they came. They were a good company and the tech seemed to know what he was doing and my heater works now. It was good. I love the comfort of knowing that I have insurance. It's very difficult to afford 1,500 bucks all at once. I might have to pay some of it, but American Home Shield is gonna help pay a portion of that.

    American Home Shield could improve more in listing the invoice. When I went on my laptop and I looked at the invoice, at first, it showed that I was gonna have to pay $1,400. So I called American Home Shield and said, "I don't understand." I knew I was gonna have to pay something, but not all of it. What's the point of having the insurance? The person that I talked didn't understand. I was on the phone with them for quite a minute until she said, "It's because they're gonna have to modify the part and we don't cover that."

    Originally, they couldn't find the part. If they can't find a part or they don't make the part anymore and someone's gonna have to modify it to make my system work, it's not fair that they don't cover hardly any of that. But I got really lucky because right before he was gonna install the part that he was going to modify, they found the part. I was so grateful. So I didn't have to pay because it was the original part and he came and installed it.

    I am filing a formal complaint against American Home Shield for failure to provide timely HVAC service during an emergency and for maintaining a contractor authorization process that effectively prevents service from being delivered. On January 20, 2026, at approximately 6:00 p.m., I opened an HVAC service request due to a complete furnace failure during extremely cold weather. Outdoor temperatures were near single digits, and the indoor temperature of my home dropped into the low 60s and continued to fall, creating a serious risk of frozen pipes, property damage, and safety concerns.

    By the following day, no HVAC technician had been assigned. When I contacted American Home Shield, I was informed that there were no HVAC companies in my area willing to accept the job. I was then offered a four-hour escalation period, after which I was told I could attempt to contact HVAC vendors myself. After waiting approximately four hours for this “evaluation,” I contacted multiple local HVAC companies. However, every vendor informed me that they could not proceed unless they contacted American Home Shield directly to obtain authorization. I, as the customer, was not permitted to authorize the work, nor could the vendors proceed without AHS approval.

    More concerning, not a single local heating and cooling company was willing to work with American Home Shield at all. Multiple vendors explicitly stated that they refuse AHS jobs because the company does not pay promptly or “nickel-and-dimes” contractors to the point that the work is not financially viable. As a result, I was left without heat and without any viable path to service, despite maintaining active coverage.

    This situation demonstrates a fundamental failure of American Home Shield’s service model. Advising a customer to contact vendors while simultaneously requiring those vendors to obtain authorization directly from AHS—and while maintaining business practices that contractors refuse to engage with—creates a system in which service is effectively impossible, particularly during emergencies. A home warranty is marketed as protection for essential systems such as heating. In this case, American Home Shield collected premiums but failed to deliver any meaningful assistance when the loss of heat posed an immediate risk to my home and personal safety. Run away fast!! Big scam!

    DO NOT USE THIS COMPANY!!! We have a warranty planned with American Home Shield and had a problem with our refrigerator. They sent a company out called Assent Appliances who diagnosed the problem and ordered a part to fix it. The problem was not fixed and we called back and they sent out the same technician who tried to fix it again. This went on for a total of eight separate times to which the refrigerator was not fixed. The technician even stated on his last visit that they didn’t know what to do and that the refrigerator was unrepairable.

    We convey this to American Home Shield to which they said they’re gonna order a refrigerator door and that the part would take between 16 to 26 weeks to arrive. When we told American Home Shield that we shouldn’t have to wait six months for our refrigerator to be repaired that it should be replaced because it seemed to be unrepairable. They offered to pay us $575 for the price of the refrigerator door. Please do not use this company. They do not honor their contracts and try to get out of honoring the contract as described in their contracts that we signed. No one should have to wait six months for their refrigerator to be repaired. DO NOT USE THIS COMPANY!!!

    We got the keys changed in our house through American Home Shield, and the guy that did the keys was wonderful. But when we asked to have a plumbing issue fixed, American Home Shield denied it. They said it was a pre-existing condition. We just purchased this house, and we had the house inspected. This item was not shown on the inspection as being a problem that's why we called American Home Shield to see if we could have the plumbing issue fixed. They had their plumber come out and check it out, and we had to pay 125 bucks for him to come out. Then we were told by the plumber that the cost of the repairs would be $954, and that American Home Shield won't cover it We're very disappointed because we understood that if there was something that happened on the house after it was totally inspected when we purchased it, that it would be fixed by American Home Shield, but that's not the case.

Then they will disburse me a vendor, and that co-pay is to be paid at the property upon arrival of whomever they dispatched to me. Then they go on about what they have to do there.     Appliance Warranty Services came out and fixed my washing machine that was walking across the floor. They called me within five minutes of hanging up from talking to American Home Shield on a Friday and their repairman came out the next day. However, he didn't have the part. The next day was going to be Monday and I asked that he wait until Tuesday because Monday was a holiday, which he did. He made me the first call and did a very good job.

    I've had American Home Shield for many years. I moved to Florida and tried another company, but I got rid of them and went back to American Home Shield. With the other home warranty company, it ended up costing me $800 when my hot water heater went out. But with American Home Shield when I had it in Maryland, I never had to pay anything extra except for when they replaced our air conditioner. It cost us $200-something for some part that wasn't covered.

    I was having issues with my washing machine. It was giving all sorts of weird codes and not working too well.     JG Services came out for the heater. The pilot light wouldn't stay lit. The repairman was great. He went right to the issue. I left him alone and he fixed it. Everything was cool. So far, everything's been great with American Home Shield. Last year, we had an issue with our air conditioner and they fixed that with no problem.     American Home Shield needs to do better. They are not as good as they used to be. I've been with them for many years, and they used to be great. They used to jump on top of things. But now, it seems like it doesn't matter. Recently, Quality Air HVAC Trust came and fixed my heater. That company was great. However, I had to call in three times to get American Home Shield to get somebody out there. I had no heat, but they didn't make it a priority.

    On the last phone call, Quality Air came out the same day. But I called a week before that, and I didn't get the response that I should have gotten. The contractor that American Home Shield assigned at first never called me back. I called them again, but they never called me back. American Home Shield called them, but they didn't call them back. They still didn't change the contractor till I called them back again.

    I was happy with the people who came out. As soon as I put in the order with American Home Shield, they contacted me within 24 hours. There was a leaking under the bathroom sink and it turned out it was the faucet. The first guy came out, checked it out and confirmed it was the issue. They ordered up a piece then someone else came and installed it. The whole process was pretty quick, especially since it was during the holidays. That never makes anything easy. But they got it done and did a good job. Both guys who came out were really pleasant. It was good that the second one came. He was real slim and that was a small bathroom. That was the first time I used American Home Shield and I was really happy with them so I'll keep my policy. The home is coming up on four years and they don't make pieces the way they used to so it's helpful to have something.

    I filed a claim for a dripping sink faucet with American Home Shield. They texted me then the Budget Rooter people contacted me. The guy who came out was great. He diagnosed it right away and found out it had to be replaced. He had one on the rig and he replaced it. He was in and out of here in a half hour.

    However, I've had less than perfect experiences with American Home Shield in the past. We've had them for many years on a couple of different houses, and they're not always the quickest. Once, it took five days to get a water heater replaced. The contractor came out, diagnosed it and had to order it. It took a bit. We also have a home up north and it's in a more rural area. American Home Shield has less contractors to pick from so it takes longer to get anything done up there. But other than those, American Home Shield has been good and I would recommend it. Having a home warranty plan on your home as your appliances start to get older, a home warranty saves you money in the long run.

I didn't realize my son had the fan running and when I checked it, I thought we turned it off. My husband also thought it was off but it was locked, so that was why the issue happened. It's a way to lock the button so even though you keep turning it off, it's just running. All the tech did was press the button, but it was okay.     We were having problems with our dryer. It worked, but it wasn't heating, so our clothes weren't getting dry. I had done everything that I could to try and check it and see what the problem was but couldn't figure it out, so I filed a service request with American Home Shield. Then, the tech called to let me know when he was on his way and about what time to expect him so that I wasn't waiting around all day long. He gave me a timeframe, then called me with a very specific time, so I had a better understanding of what to do. And when he got here, he walked me through everything that he was doing so that I knew what was happening. He was able to go through everything, then he was had the replacement part in his truck and was able to replace it for us. So we didn't have to wait around for a part to be ordered as it was replaced immediately. Since then, the dryer has been working great.

    American Home Shield has been been doing really well every time we have an issue. They have great coverage and have a very quick response to everything.

    Their sales team was very clear what all the different options were and the warranty is very affordable. Also, I submit my claims online and their website works fine. I recently got the app, but I haven't submitted a claim through that yet. Their online tools are very simple to use and overall, I would definitely recommend them.

    The warranty is worth it for things that your regular homeowner's insurance isn't going to cover. And for us specifically, we got the home warranty because we were purchasing a house and a lot of the appliances were older, and we don't know how these are going to function and work for us. We needed to make sure that these things can be covered because we were not going to be able to afford that kind of price out-of-pocket all the time. So for anything that's a little bit older, I would definitely recommend having AHS. And even if it is newer, it's still nice to have it just in case so that you're not solely responsible for everything,

    When I first submitted the claim with American Home Shield, there was some confusion because I had the contractor telling me one thing, and a customer service rep from American Home Shield telling me something else. He was telling me that I needed to empty my refrigerator out and unplug it for four days. But that was not what the tech told me. And it was the holidays, so I told the AHS rep that I couldn't do that. I only have one refrigerator. In the end, the tech called and told me to turn off and empty my refrigerator two days before they came out. I agreed because at the time, the temperatures have dropped, so I could put my food on the deck. But there was a lot of back and forth with that.

    Other than that, the gentleman from Universal One Repair who came out to fix the refrigerator was very nice. I was under the impression that the heating unit needed to be changed and that they were going to change the main computer, but he only changed the main computer. He just told me what to do and said that once a year, I should try to defrost. He said I just unplug it and let it sit. Because ice does build up on the heating unit and I never knew that. I even gave him a little tip.

    Then, my water didn't work. So I tried to call Universal back to try to let them know that my refrigerator was not completely working. I needed somebody to come out but they never returned my call. I sent them the message through the text that we were communicating through and they never responded. So, I texted American Home Shield through their text messages but I never heard from American Home Shield. Then, Christmas came around and everybody didn't have the same hours, so I called American Home Shield and left a message on their voicemail. I was told I'd get a call back in 24 hours but I never got a call back, so I went through the chat because at this point we were rounding up New Year's. I was paying $50 for water filters and I had to go buy water for the house.

    They finally set up an appointment to come out and look at my refrigerator. This time, they didn't give me any instructions, so I didn't empty my refrigerator out. Because I had already done it two or three times. The tech said that he thought it was my water line, and I told him that I cut my water on and off so many times, I didn't know which way was on and which way was off. Plus, I couldn't go up and down my steps because I injured my knee at work. I told him that I didn't think the previous tech plugged everything in when he changed the computer and asked him to check that. He said sure, then lo and behold, there was a missing thing. It was hidden in between the wires that didn't get plugged in.

    So American Home Shield reimbursed me my fee originally, because Universal canceled at the time that I was waiting for the first appointment. If it wasn't for the gentleman that came back out and figured out what was wrong, I was going to cancel American Home Shield. I also offered to give him a tip and he wouldn't take it. Still, the customer service from American Home Shield and Universal was not easy to navigate. But I didn't want to take it out on anybody because it was a mistake.

    Other than that, I had American Home Shield for a year then I thought it expired. But I realized it automatically renewed, so I set up my claim. The chat part is okay, because that was the only way I could really reach out to somebody to get help. I understand the policy and the procedures. I also understand people out here do try to con the system. Overall, I would recommend them.

    My refrigerator was freezing up in the walls and in the sides. I submitted a claim with American Home Shield and they sent the techs out. They said that they needed to put some Freon in it and they did that. But then that didn't work. So, they came out and said it needed to be replaced. The day the guys came out, they replaced it and they did an awesome job.

    I like that the timeframe doesn't take long with American Home Shield. As long as I pay my $100, they get somebody out with repair within a couple of days. For my recent claim, I made the request during the holiday. So, I knew that it might be a couple of extra days, but I was okay with that. I also suggested to people that American Home Shield is worth the money. I pay about $99 a month and I got a new refrigerator, which could cost $2,000. So, money spent for the service balances out with what you receive when you file a claim.

    American Home Shield's website was talking about an upgrade to your HVAC system. I maintained my system as much as possible. It is old. So I put a claim in for it, and then Ronnie Jones Air Conditioning came out and they did some measurements to see, and then they gave me a quote on a new system. I pay 40 bucks a month and they said I'd get a discount on a new HVAC system. But $15,000 for a new HVAC system doesn't seem like a huge discount from what I'm seeing. As far as the claim submission, I did it through the site. The process was self-explanatory and it's just push a button. The contractor who came out told me he needed to see where everything was, and then talked to me about, if they do go with the contract, there's stuff I have to move in the house. He was very professional and courteous.

    I had a dishwasher, a dryer, and a washing machine that needed to be repaired. I placed a claim online and then American Home Shield sent out the contractor the next week. The tech said that there was nothing they could do. He didn't really look at anything. He opened the dishwasher, said that, “Oh, it still heats. It's fine. He said that the washing machine wasn't something he could fix and the dryer wasn't either, so he was there for about 15 minutes and left. Then we got a bunch of denial letters in the mail. American Home Shield offered a second opinion. The second opinion guy never showed up, and sent me a receipt, said the work was completed and it was not. American Home Shield has customer service representatives that will promise you the moon and then they don't deliver. I would not recommend the company.

    Sometimes I call on the phone or go to American Home Shield's website. I have good success on both. The refrigerator that the tech looked at is an ongoing thing. In less than five minutes, he was out. It didn't take him a minute to figure out that a manual temperature stick was stuck at the back of the refrigerator that caused the freezing inside the refrigerator. He has been here before when we called him for the freezer part that froze and would not let us get water from the filter. He came in, looked at it, took it out. The fridge is functions perfectly as it should. We do not get our vegetables crunchy frozen. We were scared of putting anything in the fridge for fear of freezing overnight. It would be great if we can have expedited services.

    Paying for someone to just look at it and charge me to say, "I'm diagnosing what is wrong with the fridge," when I know and that's why I called makes me think why other people would apply that amount of money into the service cost. It makes me feel like I'm paying double. I pay maintenance fees to retain Home Shield. And someone comes and bills me for coming up just to find out what is wrong when I've already told them what is wrong. Charging me for that is too much. But I like that instead of having to buy a new appliance, someone can come up, look at it and fix it, which saves me a bit of money for someone who has limited income.

    I recommend American Home Shield for the fact that if a hot water heater, the refrigerator, or an air conditioner went out, you are doomed. I've had a few things done, and I've never had a problem with AHS. I count on them for most of my repairs. They've done dishwashers, refrigerators, air conditioners. As long as they answer the phone when I call, and they usually have someone 24 hours a day, that usually gets it done within a 48-hour window. Sometimes, it could stretch out to a week, like for air conditioning repairman, but they needed a part for my compressor.

    I got two houses and both of them are AHS, and both of them had air conditioner problems. When my daughters call from one home, I call AHS so I don't have to be there to fix it. AHS replaced a refrigerator in Pensacola for me because they couldn't get the parts for it to fix it. That was fair coverage, so I got a nice new refrigerator. They replaced the compressor on the one here although it took almost two weeks to get the compressor.

    I got AHS in my speed dial. I call them. They ask me a few questions, and they text me back who's coming and what day. There was one time that took almost two weeks to get a claim completed, but that was on an older air conditioner in a high rise in Pensacola. The refrigerators took a while because they had to get the compressor, so they sent the compressor to the factory because it was still under a warranty in the factory. It had to go through a process and I had to stay on both AHS and the factory to get them to transfer the part to AHS’s representative.

    The last thing I had was the dryer here. The tech came over and very courteous. He was there within 48 hours if not quicker. It was fixed. I appreciate that he had a lot of work to do, but he got it done. The dishwasher was done a couple of months before that. The contractor come out and replaced the pump. I thought I had another problem with the water dispenser in the refrigerator but I managed to get it back and it's working now. They're my backup. I don't have to be here. I don't have to be where my kids are. I can remote it. The cost versus the insurance peace of mind is good. I've continued my relationship for 8 years, they take care of it, and so I’m grateful for that. A lot of times, I have to go out in the market to find things and I can get it done quicker, but it will also be a lot more expensive.

Then once they had the diagnosis, it was a very long time for them to get parts or get back with us. It took longer than three weeks for the repair to be completed.     I sent in a claim online for a plumbing issue and everything was solved, but it was over a span of three weeks. Initially, I reached out to American Home Shield and then someone came out and identified how to fix the problem. It was assigned to a contractor the day that they were supposed to come out passed, and then for two weeks I had to go back and forth with American Home Shield because they refused to reassign it to a new contractor until they made contact with the one that they assigned it to, but he ended up going out of business, so there was no one to talk to. The first time we ever tried using American Home Shield for our water heater that needed to be replaced, they didn't contact us. We ended up paying out-of-pocket for it, and then we had this occurrence, so we're planning on canceling it once our contract's over. I wouldn't recommend it to anyone.

    I had a plumbing issue, and the claim process was very long and tedious with American Home Shield when I ask for a few different vendors, so I can look it up and make sure that they were gonna offer a great service. They had a good star rating. They said that was the only one that they had available. So, that was issue number one. Issue number two was when the person came out, the individual that came out didn't even look at anything. He had a little leather jacket on. They're doing plumbing. So, it looked like he didn't wanna get dirty, and he said, "I'm not gonna be able to fix anything. I'm gonna have to let them know." I said, "What do you mean it can't be fixed? You didn't even look at it. Are you gonna pull anything out? This doesn't make any sense." He was like, "Look, I've been doing this a long time. I could just look at this and tell."

    He did absolutely nothing. The good thing is they said they're coming back tomorrow, and they said that he's fired. That's what I was told. They were like, "There's been several complaints from the individuals." But what was disturbing to me, as always, with American Home Shield, is when something goes wrong, it is so difficult to have somebody follow up. It's like I have to hear from the place. There's no one that understands what's going on here. It's something very different when it's in Thailand or at Costa Rica. So, I tried multiple times to say, "Hey, we need to have somebody back. The person didn't even look at it." "Oh, well, we can't do that. Thank goodness, their manager at United Air Temp is the one who called back because they said, "We're following up on all of the jobs he had."

    Now, I don't know what tomorrow's gonna bring because someone's coming out tomorrow, but American Home Shield was really bad. They would have had me just keep going around and around as well when we're sitting here frustrated. I've had them almost a year, but I had them before, and I've come back to them. So, it was a long time ago, and I felt like the service was a little better. People need to know if they're thinking about it, that they cannot reach someone in the US. There is no US representative. That is very frustrating. You get the runaround all day, and people are reading a script. Things may be very different in another country. So, when you're trying to explain something, they go right back to reading a script. There's no one that you could speak to that works directly at American Home Shield here that you can take it further or escalate it. When you need to escalate something, that is a nightmare.

    I didn't have any heat. My house was cold. I called American Home Shield. I spoke to a live person and everything was good. It was all the other things that happened afterwards that were not good. First of all, they said that these people would contact me within 24 to 48 hours. They didn't call me in that timeframe. The technician that came out was cool, but dealing with all of this other stuff, they lied. The technician assessed that I needed a new blower. They told me that the blower was gonna be here on the 18th. That was a Saturday. Then they scheduled an appointment on the 19th, which was a holiday. They didn't show up. Nobody called. They called me Friday before the 19th to say that they were gonna be here between 3:00 and 8:00 PM. So, I was sitting up here waiting. Nobody gave me a call. Nobody said, "Oh, we made a mistake, and we booked this appointment on the day we're gonna be closed."

    When I looked up the company's rating, they are 1.5. I really don't wanna deal with a 1.5. I've been cold since December when I first called this thing in. It's almost 11 days? It'll be another month. I'm paying Home Shield annually, and I've been doing this for years. This is the worst. American Home Shield did not use to be like this. When I used to call, the people used to call me within that 48-hour window. They came out and did their job. Now, when I call, I might not see anybody for weeks. They don't call you back when they say they will. I have to call them for updates.

    Home Shield advertised that if they don't fix it, they pay for it or replace it. They're not replacing it. I gotta pay for all the couplets. All they're gonna do is put the outside unit and the inside unit in. I'll pay for everything else. I could not recommend American Home Shield. I'm paying, and I'm getting no service. Half the people that I talk to, I can't understand what they're saying. I have to ask them to repeat and spell the word out that they're pronouncing. That's bad customer service, in my opinion, when I can't communicate with them.

    American Home Shield sent Circa Service for a plumbing issue. Some guy came out and parked in front of my house and sat on his phone blocking traffic for 15 minutes. He finally got out because we approached him and asked who he was. He came in and took a look at the issue that I was having and snapped some pictures on his phone. And then because of the location of my commode, he walked around to the kitchen, made me move my own stove, cut a hole in my wall, took some more pictures, and then said that he was not gonna do anything to repair the leak in that particular pipe, and then left. He was there for about 25 minutes.

    I reached out to American Home Shield's customer service. The gentleman that I spoke to referred me to a different plumber who I have reached out to. Because I have this kind of baby sounding voice, I also asked my mom to reach out. We've gotten no contact back from them either. So, there's been no resolution to that particular claim. I have a $100 hole in my kitchen wall and no resolution to the leaking pipe. I have to turn the water on and off every time I'd like to use that appliance.

    I have fired American Home Shield before. And after this lease is up with them, I intend to fire them again. The last time I had this home warranty company and did not renew with them, they said, "Why would you not renew? We've resolved all three of your claims." I said, "Yeah. But you resolved two of them by denying them outright." They didn't have any reply to that because that was 100% what happened. I would strongly discourage getting the warranty.

    I have a renter in my house who contacted me and said that the dryer wasn't working. So, I called American Home Shield who then set up an appointment with Appliance Solutions. They came out and repaired the dryer. My biggest problem is I have two furnaces in my house. My house is a 1929, so it has radiant heat upstairs that requires a gas boiler, and then the downstairs has gas forced-air. I had a situation happened and had an appointment for service. They canceled my appointment for service to fix the heater. I didn't care for how it happened. They use very specific people to do stuff, and I couldn't just call and say, "I need this fixed, not just a cleaning or whatever. I need it fixed." I had to go back through AHS and call them. But for the most part, they've been very good about fixing everything that's gone awry.

    I have had American Home Shield since I purchased the house in 2020. I did not want to be looking at huge repair bills for anything that went wrong. It was a better solution for me to have a home insurance where I would pay a set amount and they would fix the problem. Mostly, I've been very satisfied with AHS. I would highly recommend it on houses that are like mine that have older appliances. You may or may not have the ability to fork over thousands of dollars all at once to pay for a new stove or a new refrigerator. I'm very fortunate. My dryer alone is 40 years old and they're still fixing it.

    I have been an AHS subscriber for over ten years. On January 2, I placed a service request for our Dryer and Washing Machine. First service company acknowledged problems, but AHS reported not covered due to Overload and Partial working dryer control board. Second Opinion service on Jan 13 did not agree and that both items should be covered by AHS. I've made many calls to AHS. On Jan 17 AHS rep advised parts no longer available and I would receive info regarding a Cash Out Option. Many, Many calls, lots of long waiting -- still waiting for AHS action.

    American Home Shield sent Macklin Plumbing and although they fixed the issue, they were not great. The plumbers left and water was leaking for three days. It was hard to contact them through the phone number they provided, and I had to reach out to American Home Shield multiple times. The customer service reps tried to contact the plumbing company but they just kept saying they’d come tomorrow. The issue was the faucet, not the water leakage itself and in the end, they fixed it. But the problem was the experience. The first visit was on a Saturday and I understand that the plumbing guys couldn’t stay all day on a weekend. They spent about 1.5 hours and then left to get a valve, and left the water leaking. It was a lot of water, which was almost like a shower.

    I’ve had American Home Shield since August of last year, and this was my second claim. From the time I submitted the claim to the first visit, it was quick. Overall, it took about a week to get everything done. But when the plumbing guys replaced the valve, they made a hole in the drywall. The warranty with AHS only covers the drywall repair, not the painting. I’ve asked multiple times about this because repairing should restore things to their original state. I escalated to the manager, who repeated that the painting isn’t covered. I also asked the manager to escalate this to the highest level, because the policy should include painting after repairs.

The contractor came out right away and did his work well. The only issue was that he needed the hot water heater moved to have room to install the new furnace, and American Home Shield said they wouldn’t cover that. That irritated me because I’ve paid into this for over 20 years and haven’t made many claims. When I asked why it wasn’t covered, they said it’s not in the policy, which I’m not happy about because it’s just part of the nature of the job. I’m seriously considering looking at another company.

    We had to put a new float switch in our septic system so the sprinkler systems would come on. It separates the solids from the liquids, and it sprays the liquids out to fertilize the grass. I went online to submit the claim to American Home Shield and we thought we needed a plumber. So, they came out first and they said it was an electrical issue. The guy had me do the electrical switches from inside but he stayed outside. He just said it wasn't something he could do and then he left. He said they would have somebody else contact us to come out, but we never heard from him again. I called to follow up, and the representative told me that sending someone else out wasn’t something they did. I asked why we weren’t informed earlier, since we’d been waiting almost a month and our septic was filling up and we needed this taken care of.

    We paid 125 for the service fee and the plumbers didn’t do anything. We did another claim for the electrician to come out, and they were the ones who fixed it. They were very good and I was very pleased with the service. When we purchased the warranty from American Home Shield, we were told it would cover everything from the roof to the ground. But it turns out it doesn’t. It’s like car or homeowners' insurance. If a tree falls and hits your shed, it’s not covered unless you have an umbrella policy. We were never told about an umbrella policy for electrical work or the septic system. We paid All Phase Service Company in cash because they told us that what we had done wasn't covered under the warranty. People should do their research, read the fine print in the paperwork and make sure it covers what they need for their home.

    The switch for my garbage disposal was not working properly and Sunbelt Electric came out. It was a quick 10-minute fix. I submit claims online but also call to ensure coverage, and the reps have been helpful. The online process is fine. I’ve been working on the computer for 40 years so it’s nothing new to me. One thing that’s rubbing me the wrong way is the installation fee for items like the water heater, which seemed high at $500, despite the water tank being covered.

    I would still recommend American Home Shield to a friend. I've been with them for about 20 years and they have saved me a lot of money. I have to pay the deductible and the fees for every claim, which everybody does, so I can’t fault that. One time, I got a brand-new refrigerator. That was in a prior home that I had, and the refrigerator wasn’t that old. One of the parts was no longer being manufactured and the next thing I knew, I was given $1,500 and told to get myself a new refrigerator.

    They are tricking you to think you’re getting another company then it comes to them with a lot of false advertising on Facebook. They will give you a low cost but will raise it up later. They don’t tell you there is a $$100 payment each time they come out. If they feel it’s not code compliance they won’t do it so there are many hidden exemptions. It’s not a little company. When I called to inquire about it the first time I was hung up on in a slick way. They didn’t allow me to even ask a question so I called back to them back. They said it wasn’t them but when I called back I got them the real company because the number is in my phone because I already gave service with them. They are not the best bet. The better of two evils. They then want me to call the sales department. Running me around like I’m not gonna call them. Then they said it is for the new basic customer.

    They tried throw the covers over my head. Each time I brought things up he tried to redirect my question. I let them know I was putting it out on the other platforms for people to see. He now says He’s gonna escalate it. I had a leak in my plumbing and had a new shower installed. The contractor was used by my Insurance company said they were verified contractor. Well over 20 Years later I got a leak and they came out but I had to pay $100 dollars. They checked it and said it was not up to code and I ended up paying over $900 dollars plus the $100 dollars to them for an outside company to do it for a better rate than the people they use cost me. They also use a lot of shady people for their repairs. I dealt with that on several occasions. If it sounds too good to be true it is.

    There was supposedly a problem with the belt on the washing machine and the tech from AG Appliance Repair said it wasn't the belt. There was something stuck in the dryer. It was the 5th time they'd come out for the same problem over the past four years or five years. I paid the $100 deductible for a guy to spend 4.5 minutes there telling me there was a rag and it's still making noises. I'll deal with Samsung directly on it.

    I've been off and on with American Home Shield for the past 15 years and 80% of the time, the claims are denied. I had to spend $12,000 on air conditioning that should have been under their warranty. They said there was rust but the guy that came in to replace the unit said there was no rust. Then, I had a refrigerator problem and I wound up having to buy a new refrigerator because they couldn't get it fixed. The contractors came out half a dozen times, and each time, it was after 30 days, so I had to pay $100 for them. I speak with a representative from offshore when I call to make a claim and it's very frustrating also. I'm not happy with AHS and I would not recommend them. I'm looking at other companies right now.

    Comfort Temp came out ensure that my furnace was blowing out heat. When they initially came, it was some piece they took off the furnace. They blew debris out and he furnace worked. A couple of days later, I ran into the same issue. I ended up calling back and somebody told me a different reason for why the furnace was acting like that. I ended up having to buy material and calling someone else to get something installed. As of now, I haven't experienced the issue where it's going off and I hope it doesn't. I hope this resolution that they gave me is correct because the work I just got done wasn't cheap.

    I've referred a few people to American Home Shield. I haven't had to use them a lot, which is great. but when I call, they are available. They also have the app and a breakdown of what is covered. Before I file a claim, I call first to make sure the issue I am having is covered. One person gave me information that wasn't correct, but for the most part, everyone is extremely nice. They ensure that my questions get answered and they explain the best way they can. The pricing is fair as well.

    I don't know if they have control over it, but if we are getting assigned to a certain company, it would be good if we check to see if there's 24 hours service. The second time I had the issue recently with no heat, the company was closed on Sunday. I had to wait two additional days. I called on a Sunday and when I finally got to talk to the company, they weren't able to come out till Tuesday. I took off work Monday hoping that they were available, but they weren't. It was extremely cold but luckily, I had somewhere to stay. I got a refund, which I was told three to five business days, but it didn't happen in almost two weeks. It would have been nice if it was explained better. It was more like 7 to 10 business days.

However, it took an ungodly amount of time for American Home Shield to send out Proline. There was a weekend and a holiday involved. However, a day without a dishwasher is a day without a dishwasher. While there was a little bit of understanding, I was totally unimpressed with American Home Shield's reaction time. This is the second time that I've had to use them, and neither time was really what I would call a fantastic experience. I had a water heater go out a couple of years ago and it was the same thing. The guy who worked on it was a clean-cut kid who knew what he was doing. But to get to him was like walking through glass. It was tough.

    The value of the service is awful and as for the price, I'd always like it cheaper. Also, I didn't know online was an option to file a claim. I thought the only way was over the phone. I could not understand the people, and the people had a hard time understanding me. It was gruesome. The other side of me just hopes that I don't have to use American Home Shield anymore. I was very disappointed. I gotta get rid of American Home Shield as soon as this is over and find somebody else.

    1 star. Extremely disappointed with American Home Shield. My HVAC unit needs to be fully replaced, and while the warranty coverage was advertised as up to $5,000, they are only willing to pay $2,500. The total replacement cost is well over $8,000, leaving me with a massive out-of-pocket expense that defeats the purpose of having a home warranty in the first place. To make matters worse, when I asked to escalate the issue and speak with someone higher up, I was told they “don’t have phone numbers” for supervisors or anyone above the representative level. That is completely unacceptable customer service. I also spent over two hours on hold—twice—just trying to get answers, only to be given the runaround. This feels like classic lowball payouts and stalling tactics. If you’re considering American Home Shield for peace of mind, think twice. When you actually need them for a major repair, they don’t come through.

    I put in a claim for a roof leak in my garage. Within a couple of days, American Home Shield was able to get some people out and assess the damage. Then within another couple of days, they came out, fixed it, and everything went smoothly. They also gave me a year warranty for the work so it was all around a good experience. The guys that came out were very friendly. It was a father and son. They were very informative and attentive. They answered all my questions and addressed every issue and concern that I had on top of where the leak started. They also helped me identify some other issues that I may have in the future.

    However, American Home Shield has its limitations in regards to what it covers. One of my biggest gripes had to do with the coverage of the AC refrigerant. I have the Gold package, and the only thing above that is the Platinum package. They said they only cover $10 per pound, where it costs $200 per pound. That is ridiculous. There was also another problem with the water heater, where they covered the replacement of the water heater, but they did not cover the replacement of the piping that fed the water heater, even though that is common practice to replace that part. I had to pay out of pocket for that. Other than those, for the most part, our experience with American Home Shield has been positive. They've given me good coverage on most plumbing issues that I've had with them and even the AC repair.

    The heat pump wasn't working so I paid American Home Shield to send NextGen. The guy came in and checked a fuse which was blown. He put another one in, but it blew it. He told me I had to get a new heat pump and my out of pocket was probably gonna be 8,000 to 9000. I looked at him and told him I was not doing that. He said he would put it in his report to American Home Shield as normal wear and tear.

    He took off, told American Home Shield that and closed the claim. But American Home Shield was saying he asked for a capacitor. The people that I paid to come out and fix it checked all that and that was not what was wrong. It was a frayed wire going from the upstairs unit down to the outside evaporator. I had to pay these guys $247.50 because it was gonna be 24 degrees that night and I didn't have time for American Home Shield to take two days for somebody to get out here. I wasn't happy about that. I've talked to American Home Shield three times and they told me since I didn't go through them to get the unit repaired, I didn't have that money owed back to me.

    I haven't had any positive results from American Home Shield at all. For the downstairs unit that needed to be replaced, they said it was because of a lightning strike or power surge, so it wasn't covered. That cost me eight grand, which I'm now paying off. I also called and was willing to pay the $100 to have the rekey service come out. But they couldn't find anybody to do it so they gave me $100 back on that. All American Home Shield has done is cost me money. The people that I talk to have been friendly but their hands are tied.

    I had a partial blockage in my main sewer line that was caused by the backwater valve being obstructed and Rooter King removed the obstruction in the backwater valve and all is good. They were in and out of here in under 30 minutes. I was ecstatic.

    But when I submitted that claim, I tried to contact AHS to set it up because I had some questions about being able to even use my plumbing at that point. When I called into their number, it said somebody would call me back in 40 minutes. I hung up on that and went online and submitted it, and then tried to call in to expedite it. I was told somebody would call me back in an hour. I called back with a question and they said, "Oh, no, everything is good. Just call the plumber. They'll be good to go."

    I called the plumber but they said, "We haven't heard from them.” I had to call back again to AHS and that one said, "Somebody will call you back in an hour and 10 minutes." In frustration, I had AHS on the line. I said, "Hold on," and I conferenced the plumber on the phone with them so they could talk to each other. That took me about four hours with AHS to get to that point. Plumber was ready to go, but they couldn't do anything till AHS sent them the information they needed. But the plumber was great. AHS got it done, but it would never have probably happened unless I spent all that time trying to fix and connect pieces. But I have had other things with them in the past where they've done a good job. It was just submitted and, the next thing I knew, I got a call back.

    Don't walk away, RUN from AHS. I was with them for 3 years and with hesitation they are the worst company I have ever dealt with. Their customer service is awful and every claim is a battle. There are better alternatives and I strongly suggest you do your research. Thanks for listening.

    On 10/2/25 I contact AHS due to a dishwasher repair issue for my rental. They sent Sears (Lake Havasu/Bullhead CIty-2) on 10/7/25 to repair. Tuesday. October 7, 2025 an appliance repairman had been out to the house to fix the non-working dishwasher and upon completing the repair, he started a cycle and then left. After the appliance repairman left and the dishwasher finished running and was on the drain cycle, is when the flooding occurred and the dishwasher was dumping all of the water onto the kitchen floor. Tenant cleaned up as much water as possible but it was underneath cabinets and the LV flooring was soaked. After calling out a company to clean up ($675.00).

    I called AHS to report and after giving me the runaround they said it wasn't their responsibility and I had to deal with SEARS directly. Oh and they didn't have a number they could provide me with either. :( The total repair costs $6,998.67 and I have heard nothing from AHS. Instead they sent out another plumber soon after and then deemed that the repair was not under warranty but did not handle the damage the prior plumber caused.

    The warranty truly doesn't cover much and if you need a part they will tell you it needs to be pre-authorized and never get back to you and give you the run around after calling weekly for months. I still have an outstanding service ticket from over THREE MONTHS ago. Every time I called to get assistance I spoke with someone new who didn't help, gave me the wrong information or pushed me off a couple days by telling me to call back in 1-2 business days. Do not recommend getting their useless home warranty, unless you want to deal with having to call them 20+ times over the course of three months with no real answer or resolution. I ended up hiring my own plumber. Biggest waste of money.

    Scam, total scam, basically they cover the same thing as a factory warranty on your appliances. Then they are terrible at communicating, I had to contact them to find out that they couldn't get a contractor in my area because no one will work with the company because it's a rip off. Then when they basically tell me they won't cover my water heater because of age they won't even refund my service fee. I did all the work and still get charged. I have been without hot water for almost 2 weeks now and I'm still paying everything to get it fixed. Total waste of money, do not buy any plan from them.

    Our recent claim experience with AHS was a little bumpy because of the timing. Our dishwasher wasn't working. It happened a week before Thanksgiving. The techs didn't come till the day before. Then they had to order a part. About a week before that, I called to see if the part was in. They said they needed a second part. I said, “They never told me that.” When the part finally came in and he called, I was leaving the next morning. So, we didn't get it fixed till just recently.

    But the tech who came out was fine. The dishwasher’s also working now. Having AHS works for us, but sometimes claims don't get done as fast as you want them to or you'd like them to, reasonably.

    It's very difficult to deal with AHS. They only listen to their contractor. They don't listen to the customer. It's not a customer service anymore. It's all about making money. My experience with my recent claim for the garage door was not great. They just wanted money and there was damage in the spring and they said that they could not fix it because they needed to replace both the spring. Both are covered in insurance, but they just walked away and gave me a bill.

    They had to do the second one and, since it was not broken, they just said, "We can't do anything." I was out of my garage for many days. Finally, I had to get it done through a third party. But AHS has not compensated me the money that I ended up paying. It was also the same experience when I had an air conditioner replacement and they changed the whole story and they didn't pay the money for that too.

    My experience with AHS has not been the best. My recent claim was for a pool pump and it was my third attempt on different issues regarding the pool and the pump and equipment and everything with the exception of a 49-cent washer was denied. They sent the same pool company out there. One time I got a second opinion, but it was just frustrating. Just after so many attempts and being denied, it seemed like something was not legit. The techs were nice, pleasant, seemed knowledgeable but they were not able to repair it. I got another company to make the repair and the replacement. The pump wasn't state-of-the-art equipment when we bought the house, that's why I purchased the warranty on it. It was a little frustrating that I paid extra for the one thing on my property that seems to break down the most and then get denied 95% of the time. It's ridiculous.

    I attempted to switch over to another more reputable company with a better experience. The lady on the phone sent me up the chain and she talked me into staying for another discount. I stayed. Then, in that process, I was denied claims at least two times once they talked me into staying.

    I bought my house 18 years ago and I've had American Home Shield since. It's a good thing that's why I stayed with it for all the years. You know what they're gonna do and what they ain't gonna do. Recently, BestWay Mechanical was timely in coming out for the hot water heater. They changed the part out.

    However, American Home Shield is almost getting too expensive for me to even try to afford. When I first started, I was paying $29 a month. But now $123 a month is a bit much. If I don't use it all year, that's over $1,000 that I'm paying for nothing. A lot of years, I didn't have to use these people for anything. If I just saved the money, I could have bought new stuff I need around here. In spite of that, I have told quite a few people about American Home Shield. My son had American Choice one time. I tried to tell him to get American Home Shield, but he didn't listen to me. American Choice didn't do what he needed done.

    Aladdin's Plumbing did a good job, but American Home Shield is terrible. They do everything they can to not pay claims. I've been paying my dues for them every month for 18 years on this house. So, I kept it from when I bought the house and just kept it going. There was one very tiny incense-sized stick that was in the drain, which was about an inch long. AHS denied my claim costing me thousands of dollars to fix it myself for something that should have been covered. And that's not the first time they've done this. The vendors they bring in are the least expensive vendors, which means it's very low-quality service vendors. You have to find someone else to do the work if AHS is not gonna pay, which they don’t 9 times out of 10. I'm tempted to just cancel it 'cause it's not worth it for me to keep paying them a monthly payment for no value.

    There were other claims that AHS did not approve but not without me having to fight for it. The stove needed to be replaced and AHS sent a vendor. But it took months for the repair guy to prove he couldn't fix it. It was ultimately fixed, but AHS tried hard not to by sending people out to try to fix it. We went without the ability to cook food in the kitchen for months before this got resolved.

    American Home Shield did an awesome job. RPS Appliance Repair contractor was professional. They came in and did their work in a very timely manner. I had to call back and request RPS. AHS had three different ones and they were clear into Seattle. It took them over an hour to two hours to get to my home, just for one call. That was not good money management. I had to call back and have it done. I asked the girl that I talked to to put me on that particular company. She said she couldn't do it.

    I wish I could go back to the one that I was at before, which I was very satisfied with. But because I thought Sears was going under and didn't realize they still have their appliance stuff, I would have gone back to them. But they don't cover this area anymore. I told AHS I didn't want to go any more than what I paid. However, I now pay over 70 some odd dollars, $70 or $69 a month. That has considerably gone up considering what I was doing. I don't mind paying the 120 some odd dollars for the service call. Any more than that, I would be a little apprehensive. $70 x 12 is a significant amount of money. That's $850 a year. Plus, you have the other 100 and some odd dollars, and that puts it over 1,000. Especially if you have at least two calls in. I did get a washing machine replaced in one of my calls within the last three months.

    For my recent claim with AHS, I spoke to a rep. It was horrible. I had to keep calling them in order for them to even put the claim in. There was a language barrier and they didn't understand me. When High Priority Plumbing came out to service my septic tank, it was great. But AHS should be more thorough about what they cover. Because they told me that they cover the septic tank. But no, they don't. Everything that the contractor came out here and quoted me on had to be out-of-pocket. Only thing they covered was to get them out here. Nothing that they would have to fix would have been covered.

    American Home Shield is great and I've had them for years. But they happen to have a contractor that they need to get the heck rid of. Stephen’s Appliances, the contractor sent by AHS, is terrible.

    Our oven wasn't working, about five days before Thanksgiving. And it'd be unreasonable to think they'd get the parts in by then, by Thanksgiving. The repair guy said they'd have it in. They'd call us as soon as they got the parts in.

    They got that part in on the 1st of December. So, literally, they got it in four days after Thanksgiving, which is great. But when did we fid out they had that part in the 1st of December? About the 6th of January. And get this. I called him. He called me back. He said, “Well, American Home Shield hadn't sent us the part.” So, I said, “I'm gonna call American Home Shield. What are they gonna tell me?” And he got all defensive about it.

    American Home Shield had given me the tracking number for the part. I called Stephen’s guy back and left him a message saying, “They sent it to you. Tracking says they delivered it to you on the 1st of December.” Rather than creating a fight, I just said, “Can you check your office and see if somebody just accidentally put it to the side and you didn't realize it?”

    He called back about an hour later and said, “Oh, it was delivered to a house down the street," and was trying to cover for himself. My wife heard and didn't want the part coming to our house because of where it was delivered and wanted it cancelled.

    I called up American Home Shield and they did exactly what I expected them to do.

    On the other hand, we had another appliance we needed worked on, our washer. AHS sent out Appliance Connection. I can't say enough good things about Appliance Connection. They were fantastic. So, from now on, I'm just gonna request that they send out Appliance Connection.

    I called American Home Shield to file a claim for my refrigerator. The rep I spoke with was okay, but the service was bad. It took five days from the time that I placed a claim for the contractor to come out. He could not fix it. He came around six times. He was okay, but he didn't know what he was doing with the refrigerator. They were trying to fix my refrigerator for over two months. The freezer and ice maker didn't work. He replaced the parts four times but still didn't work. When they replaced the parts last time, then whole refrigerator stopped working. When I called them back, they said they could send the same person back, but it was gonna take a week. They left me without a refrigerator for one week. I could not wait one week. I had to buy a new refrigerator.

    I asked American Home Shield to replace my refrigerator. They said they could not because the guy who did the service with my refrigerator was supposed to say that, but he never told them that the refrigerator needed to be replaced. He will not say that because he makes money every time he comes and does some work. So, this is a big lie.

    My experience with AHS has been great. My most recent claim was for a bad washer. They couldn’t fix it. It was not repairable. AHS gave me the option to purchase me another washer. The claim process was very simple. The contractor was also great. I would definitely recommend this contractor. He was very nice and had a good attitude.     I called Home Shield on the 6th and opened a claim on the phone. It was for my refrigerator and speaking with their representatives was good. They took the report, but every time I call, they don't have an answer for my questions. A technician from Sears came on the 7th, checked the refrigerator, and told us that they cannot fix it because the parts that I needed have been discontinued. So, he told me that Home Shield is gonna contact me in seven days and that they have to replace the refrigerator, but I haven't heard anything about it since the technician went to my house. I got the survey for my experience, but after that, they never called or sent me any message. I've had to call them and I've been doing it almost every day.

    Yesterday, I talked to them and the excuse they had was they didn't have the results from the technician. They already know what the problem is though. They cannot find the parts. The lady I spoke with told me that I had to wait. The concierge has to send the report to Home Shield, and then Home Shield has to pass it to another department for approval, and until now, I don't have anything for sure. I'm already frustrated because I had issues with them years ago with my refrigerator. They never fixed it and I had to buy another one. I was ready to change companies because I was not happy.

    I have families who have had the same problems before with Home Shield, and they already told me, "Oh, you are in the wrong company. They used to do that." Now, that's my experience. I saw the advertisement they put on TV about their service and they make it feel like it's easy, but when you're there, it's not that easy. They don't do what they say they're gonna do.

    I did the virtual interview over the phone with a gentleman who was very nice. I went out, took pictures of everything, and he said the guys would come out and they would be able to fix my plumbing issue in less than five minutes. So I went on and put my claim through, and American Home Shield took the $125 away. They sent H&H and I don't even know how to describe their tech's attitude. He parked on the wrong side of the street at my house, and my neighbor came out, said something, and he looked at us as if asking, “Who do you guys think you're talking to?” Then I told him that he couldn't park up the street since the traffic is going one way. And he said there were no signs. I said that I was telling him that he was not supposed to do it. Then, he was in front of my door and said if they give him a ticket, he'd take it to court and deal with it. I was really pissed about that.

    One of the guys was really nice, but this one looked at me kind of weird. I asked if they would like to go out the back since the problem was there underneath the deck. So he went out, looked at it, and said they were not touching that. He then asked who did our deck, but I told him that it didn't matter who did the deck. He then said that whoever did it, when they ran the hose bed for me to plug up my hose, they put copper in, extended it, and they didn't bring it up to code. He said it was going to cost $1,000 to fix it and they'd send the estimate. He also said I could go back to the people who put our deck up and maybe charge them.

    I was really pissed because it was right around the holiday, American Home Shield took the $125 out, and I didn't know that it wasn't covered. So, I complained about it and I told them to send me what is covered because I didn't understand why when I talked to the virtual person, he looked at it and said it would be an easy fix. So, long story short, a friend of mine who is a home improvement guy came out and looked at it, went to Home Depot, got a new copper pipe, and fixed it all. He said they didn't need to bring it up to code and that that was their way of making money. He fixed it for me in less than 20 minutes, and he did not charge me. I really want my $125 back from American Home Shield, but I'm not sure how that's going to work.

    I've been with them for about a few months and a friend of mine referred me. I was told that they really do you if your appliances go up. My house is 19 years old, but I have a new deck, furnace, AC unit, stove, dishwasher, and washing machine. If anything typically will go up in here, it's going to be the dryer. It's on its last leg and I could buy my own dryer. It's not a big deal. So, I thought about canceling out American Home Shield.

    My first claim with them was for my refrigerator, which too long. They told me they'd send somebody out and they did. The guy said they needed to order another part and I didn't have a refrigerator for about a week and a half. I didn't like that and I had to ask my neighbors to use their refrigerator. They fixed the refrigerator in the end, but I had already paid $125, why should I have to wait a week?

    Other than that, it's good to have somebody like American Home Shield. Everybody’s trying to make money and we all know that. So I'm going try to stick with them, and the gentleman told me that he will send me out my contract so that I can see what's covered and what's not. I have not received that yet and that's been about two weeks. Also, the monthly payment could be good but I have a problem with the service fee of 125. When you have someone to come out here like those idiots and didn't do anything, American Home Shield benefits from the 125. And the company is going to benefit if I told them to go ahead and do the work. And I disagree with that. There is a company out by HomeServe for Baltimore City residents whose rate is about $35 a month and they do not charge a service fee. So, I've been considering that as well. It's a new year and I'm downsizing and trying different things.

    We've been happy with American Home Shield. Placing a claim has been easy. Also, the contractors would call right away. It would take the same day or the next day. Usually, they send a text, "We got this dispatch from you guys, and we'll be up, and we'll have someone sent in about two days or something." Sometimes they explain that they already have other people in front. But most of the times, it has been quick.

    The only issue was the company that was sent to us for the washer took almost a month and a half by the time they got it fixed. It was a headache because we had to take all the clothes to wash them, and we spent money when we had our own washer. We pay for insurance for that. The issue was the technician not ordering the correct part. I know everybody makes mistakes, but one and the second time, that brings up an alert. Other than that, we have a good experience with AHS. The guys who came for the garage service did a great job. They didn't take 10 minutes and got it fixed. That was a great company.

    Most of the time when I've had issues, American Home Shield has been very helpful. Their customer service always goes above and beyond. Even when there are issues that are hard to resolve, they have helped me out. The only thing is the price increase. It is a little high and existing customers have no offers or any specials. Other than that, when it comes to their service and to helping the customer, I've been very satisfied. I've been with them for a long time.

    As far as requests, I've always felt a little bit more comfortable doing it in person but their online service is easy to handle. So, when it comes to making a claim or following up, if I don't have the time because I'm working to reach out to them, I can always just go online and check out their information. My most recent experience with a claim went well. I did that online. First, I called just to be sure that I was covered for the issue that I had, which was the garbage disposal. They did tell me it was covered, and then I completed the form online.

    The first time, the service company didn't show up. They didn't reach out to me due to the holidays and something that happened in the schedule, but nobody was available at the house at that same day. After I reached out to them and I talked to the plumbing company, they came out the day they said they were gonna come out. They called me just like I asked just so I can have somebody over the age of 18 in the house. Then they were able to fix my problem within that same visit. So, I really had a good experience with them.

    The tech from Waldorf Plumbing was friendly but didn't do anything other than take pictures. Then my claim was denied even though it's covered. I have another company out right now trying to figure out the issue, because he said he did not have the equipment. When I called American Home Shield, they told me that unless he was gonna cover it and be okay with doing the work after I had a camera company, that I was out of luck. It's on us, even though under our policy, water pipes and drain pipes are covered, but the camera portion is not covered. But the only way to detect the issue is with a camera. I've paid for six years and only had one service call and they couldn't fix it, that's a lot of money I've paid for them to not fix anything.

    In the particular instance with my water heater, both companies were great. CMB had to reset the thermostat again and even came out a second time to make sure that it was right. They didn't have to do that. My problem was, it could be an electrical issue or a plumbing issue. We had to troubleshoot to figure out which issue was it.

    My tenant was sick and she was out without hot water for an entire week. We thought it was the plumbing, but it wasn't. I even reset it. It worked but it stopped working. Then we had to make sure power was getting to the water heater. Considering the severity of it, it wasn't done right away unless I called and stayed on top of it. They took it upon themselves to have their database team to find someone that could come out, and they did. However, I wish there was a little more attentiveness, where I didn't have to request permission to make this an emergency. I had to get an approval to state that this was an emergency. I was doing my due diligence because because as a landlord, by law, I have to have a habitable living space. When a tenant doesn't have hot water, that falls on me.

    I was also a little upset because they weren't creating it as one issue. I had to pay $100 for one company then pay another $100 for another company. I was able to speak to a manager and ask if I could I be refunded since it was the same problem. American Home Shield was able to refund the payment and I appreciate that.

    I've also had a contractor come out for other things like my washing machine, and American Home Shield gave me a new washing machine. But when my dryer started acting up, they kept sending refurbished ones so I just went on and bought a brand-new dryer. I'm not sure how often they have to go up in pricing, but it's a bit much monthly. Then we have to pay another $100 for their contractor to come out. That's essentially $200 on something that might not even have been that much. Even if it is, I'm happy to have American Home Shield than not have it, but if they keep going up in prices, I may have to start searching around. There are also no incentives of being a customer.

    Mac's Appliance Pro was quick in getting back with me, and I can't say enough nice things about the tech. He was absolutely polite. He knew exactly what he was doing. AHS sent out a company from Pensacola that was absolutely horrific. I didn't like them at all, and they ended up leaving the dishwasher. I called AHS back and they're sending Mac's out on Monday to install it. I would highly recommend him. I would request him every time I ever had anything done on one of my appliances.

    As for AHS, some of my experience were good, some were not. I can't stand the foreign people answering the calls. I don't care how much they train, they still have heavy accents and it's very difficult to understand them. American Home Shield is certainly not the only people that use offshore representatives. But I find it horrendous, and it's a terrible representation for a company. Also, the cost is a little high. When I first started, it was $30 a month. Now, it's $50 something. That's a significant increase in the two or three years I've been right back with them.

    One of my furnaces wasn't operating properly, and American Home Shield sent out Service Contractors of Texas. They had to come back twice, but it wasn't their fault. The pressure valve was doing the right voltage, but it had a short in it. So the next time the tech came, I went upstairs with him, and he wiggled the connector, and the furnace went off. He understood what it was. He replaced that. So they did a good job. They replaced the board and the pressure sensors. So I'm happy with them.

    I've had pretty good experience with American Home Shield when submitting a claim. Even the automated system works well. I'm old school and I like talking to a person, but for the most part, the automated system really does do it for you and it'll give you the number within a minute. The contractors that's been selected by the artificial intelligence system will tell you who they are, and they'll contact you generally the same day or within 24 hours, and they'll schedule a time with you. So, it's good. I like them.

    My most recent claim with American Home Shield was horrible. I've had to have the contractor out three times now to fix my washer. They were out in May to fix it, and they were back in November. They were telling me it was the transmission, it was the slider, it was this, it was that. The communication was horrible. They wanted to be off the Friday after Christmas so they came out on December 20th. They said they were gonna just ask American Home Shield for replacement there were 10 parts that needed to be replaced. Next thing I knew, three huge boxes show up at my house on the 22nd two days later. They were just FedExed to my house with no warning that I was getting these boxes. They were sitting on my porch all day. That was certainly a difference from being told that it was being replaced to getting parts delivered to my house. The next day, two more huge boxes show up.

    The manager had to argue with American Home Shield the washing machine should be replaced because the repairs and labor cost more than a new washing machine. Finally, after arguing with American Home Shield, they agreed. Now I'm getting a new washing machine. We started this nonsense around Thanksgiving, and the new washing machine is due for delivery on Tuesday, but they haven't called me yet to confirm. The replacement should have been done a long time ago, not three service calls later and me having to take multiple days off work. It was very disappointing. Then I find out upon renewal my rates have gone up 50%. I'm not happy. When I wanted to call and complain that my renewal costs are going up, nobody cared. I came back to American Home Shield because I really appreciated the services that they offered. Now, I'm second guessing and in doubt, and so is my husband.

    I'm trying to get someone to fix a furnace. I asked for a second opinion because American Home Shield keeps sending out companies that are just saying, "Oh, everything's fine," when the unit is 37 years old. I paid out of my own pocket to have a company come out and look at it and see what was wrong with it because I keep getting the same thing and keep paying the money for them to come out. So now, American Home Shield is gonna send a second opinion. I was told that if they come and it's a different diagnosis, then I don't have to pay the fee again. But the problem is this should have been corrected last year and now, I'm paying for maintenance to come out to clean the dust off an igniter to start it. My electric bill is crazy. So it's a lot of issues with them.

    I have problems with the representatives because they can't understand English. They don't understand me and I don't understand them. So it's a lot of frustration. But I'm moving away from American Home Shield. I've been with them for 30 years. I'm spending more money on items as years have gone by and replacing parts. For instance, my refrigerator is 1995 and it's running fine. One day, it decided it didn't wanna run properly. The contractor came in and said, "Oh, you need a compressor." So they were gonna get me a compressor. But they couldn't find the compressor. So they put a rebuilt one in it. Now, everything in my refrigerator freezes, but I'm not calling American Home Shield anymore to come out and do anything about it because it's gonna die.

    The same thing happened with my dryer. It cost me $750 for the contractor to come out and I finally just got a dryer that I could have bought two sets of dryers and washers for two condos. American Home Shield has gotten a lot of money from me. I'm just trying to get what should have been fixed prior to them sending out companies that aren't reputable.

    I paid for the furnace maintenance as a maintenance every year through their company because it was cheaper for me to go through the United Temp than it was for American Home Shield to send out somebody. They shouldn't have to be doing maintenance on a 37-year-old unit. So when they sent this company out, the young boy was pushing me to buy a new unit and was not listening to me what was going on with the unit. I had somebody else come out and they said, "Oh, it's working fine, but this part and this part is old and it's gonna have to be replaced." But when I called them today, their report is not the same. It just said, "Oh, we checked the air and the flow is fine and the condo heats it up."

    American Home Shield should get better companies that are established with experienced workers. Sometimes you get old-timers like they did with my dryer. I had the same guy come out for the washer and dryer for years and years. My mom used to be there for the service calls because I couldn't be there because I traveled. They would say, "Oh, this is the best washer and dryer in the whole wide world. They don't make them anymore. I'm gonna get the parts." But eventually, they couldn't get the parts anymore. American Home Shield could have saved a customer all the stress by just stop putting the parts in it. When it's dying, let it die. With the money I make and the money I've spent, I should just take that money and sit it on the side. When something breaks, I can get a really good company to come out and go from there.

    American Home Shield was supposed to be there to help me, not stress me out. If something broke, it was to be fixed, not to keep dragging it until it dies, and then have people try to sell me things. I've had an electrician come out and tell me there was a fire in my wall, winded up banging out my wall, and it cost me $4,000 to put the wall back in the condo because there was no fire in there.

    American Home Shield came with the purchase of the property in 2021. I kept extending the coverage after that. Buying it outright on my own was since 2022.

    I submitted my claim December 23rd and the contractor came out the next day. They were easy to work with. They made an adjustment and said, "It looks like it needs to be replaced, or the part." They ordered the part, and during the holidays, I received a phone call to schedule the replacement. It was a pretty quick process. My valve malfunctioned so it created very loud vibrations. It has been quiet since the repair. Things are well.

    American Home Shield hires the worst contractors. The first plumber that they sent out was willing to replace the toilet and was going to replace the shut-off valves. But he wanted to charge additional fees for putting in all new water lines. It came up to $1700 instead of just replacing the original lines. So, I asked for a second opinion.

    The second opinion guy, who’s from InterCity Plumbing, said they can’t repair the water heater because it’s turned off, but it’s off because it was leaking and we had to shut the water off. Then, he lied to us. He never showed up the first day. We drove 240 miles round-trip only to have him not show up. The appointment window was supposed to be in the afternoon. When I called around 4:30, they said he was on his way, but then claimed they had tried to call and we didn’t answer. He never called my cell phone, even though I had given it to him and called that morning to make sure he had it to confirm the visit. I also left another message, but was told later it was never received. The plumbers were incompetent.

    American Home Shield wanted to believe this guy. He was telling AHS not to cover the claim, even though the contract says all parts and components of the toilet are covered except the lid of the toilet and the toilet seat. But the seal is leaking and he keeps telling American Home Shield that it was not normal wear and tear because we shut the water off and it dried out. We shut it off because it was leaking. This second guy was saying the angle stops would not be covered because they weren’t used. He also told the American Home Shield that the shutoffs were outside the building. They refused to give me what he sent them because what they're sending, telling me on the phone, was different from what he sent me.

    I’ve wasted hours dealing with this. Last week, AHS approved another visit to look at the hot water heater, the toilet, and the leaking faucets. Then InterCity contacted them and those orders were canceled, and now AHS is only sending someone to look at the hot water heater, even though I already told them those other issues were never fixed. Someone from their team said she would get back to us, but she didn’t call until four days later and said she’d been busy, even though our water has been shut off since November 15 and we still can’t turn it on. It’s been almost two months. We're gonna have to go into arbitration if AHS doesn't straighten up.

    495 Garage Door had a lead time of about three days. I requested for them to come a little earlier. They put me on a cancellation list and came in a day before, which was very helpful, and they dealt with the issue very quickly and efficiently. The technician was very good. He clearly explained to me what went wrong. He took a few minutes to make sure it was a covered loss. He called his office and then he confirmed it and then went ahead and changed the part.

    I had one issue a few months back when I needed three visits to fix the toilet bowl, but that was probably the first service provider's fault. And after it happened thrice, American Home Shield changed the service provider. That person came in and dealt with it immediately. The only thing with American Home Shield is they didn't cover my fireplace, and I'm spending a bunch of bucks repairing it.

    So far, I’ve only used AHS one time and it's worked out positively. When Giminos came out, they did a diagnosis, but one of the appliances needed to be replaced and one of them had a part that needed to be ordered. They ordered the part and followed up with me right away. They gave me a list of appliances to choose from, and I took my time doing it. I ultimately got a gift card from Lowe's and I'm gonna go and pick one out this weekend. The monthly cost of AHS is okay, too but I realize that the one-time service fee is a bit high. I'm paying $125 for a service fee, and I have an associate who has a similar plan and they don't pay as much. I think that part should be lower.

    When I reported a leak in my bathroom, I spoke to a representative from American Home Shield then they had High Priority come out to discover and eventually fix the leak. It took a couple of times to do it. Initially, they said they turned off the problem, but when the mitigation company came, they saw something else was leaking. When the service guy from High Priority came back and fixed the pipes, it was still leaking after he left. I had to catch him before he drove off. He had to come back the next day and complete the job again. That caused more damage to a different part of my ceiling in another part downstairs. Overall, the majority of my experience with American Home Shield has been very positive, but like everything else, it's getting very expensive to maintain.

    We had to have our furnace looked at. I reached out to American Home Shield online, and a contractor came out within 24 hours. They were very good and the issue was resolved. We also had an issue with an air conditioner this summer. Our coverage is supposed to be up to $5,000 for each air conditioner and furnace, and AHS didn't cover any of it. So, that was rather disappointing. That's the main reason that we have the coverage. It cost us $250 to find out that they weren't gonna cover it. We've been with AHS for 16 years and they've been okay but I'm not sure if it's worth the money. They replaced a dishwasher with one that wasn't as good as the one that I had. We have to pay an upgrade to get a nicer one. I wouldn't recommend them to someone else.

    We had an electrician and a plumber come out through American Home Shield. The electrician changed the GFI and a light bulb. The electrician said that if the light goes out again, then they'll have to look at the whole wiring system. Then we had the plumber come out. The plumber's supposed to be coming again today to drain the hot water tank to see if they can get it fixed. Otherwise, it's a good experience. American Home Shield has been very professional and knowledgeable. They've always been courteous, on time and let me know what's going on.

    My HVAC system wasn't working, but Little Heroes came out, and then they found that one of the motors was out. David put in a new motor and everything seems to be working good as of now. The timeframe of the claim was good. American Home Shield was pretty punctual about it. Everything was good. American Home Shield works pretty well, especially when buying a new home. I definitely would recommend it to somebody.

    I was supposed to get a rekey but it didn't happen. American Home Shield couldn't find a locksmith, which is ridiculous. I'm the chef in one of the local resort, and the day before, I had to have a locksmith come, and they were there within an hour and a half. So, that was kind of baloney. I still haven't received the $100 check to get the rekey done and that was over a couple of weeks ago. I know the mail takes a little while, but I know it doesn't take that long.

    The initial plumber gave a costly and inaccurate diagnosis without proper inspection. I contacted American Home Shield. This is where they showed that they cared about the customer. At first, they wanted to charge me for a second opinion. I explained that if I was going to pay for another opinion, it would have to be someone I trusted, which meant calling my own plumber and paying out of pocket for an inspection. I told them that otherwise, they would need to cover the cost. After that, they agreed to absorb the expense since this is a second opinion and I wasn’t satisfied with the first visit.

    The second opinion, Holland Plumbing, conducted a thorough inspection. They knew that they were the second opinion, but they didn't know what was going on. They didn't know what the first-opinion solution was. He identified that the sump pump was functional, only needing cleaning, saving me a significant amount compared to the first estimate. Holland Plumbing steered me in the right direction. I didn't have to be out of pocket of $1,500. It only cost me $400. I would definitely put Holland on my speed dial. They seem professional, where the other plumbers did not. He also explained to me everything in detail what was going on. He was providing me with solutions.

    It took forever for American Home Shield to fix my refrigerator. They sent three companies. The first one, the tech messed it up. So I had to call and I was super mad. Though they sent someone who really fixed it. He did a great job. It took them two months that I opened the claim to fix it. It was a disaster. American Home Shield also meesed up when I sent in a claim because my carbon monoxide in the basement was going off. They sent someone to fix it but it still was going off. So I was very mad. I waited four weeks for the tech to come and fix. It was a long time. So I gave American Home Shield the worst review ever and I canceled. Then I went back again this year because they had a promotion. $70 and $80 a year is a lot.

    The ice maker stopped working 10 days ago. I turned it off and then I put it back on. So I called American Home Shield again, and they told me, "Oh, you have to pay another $100." But I told them that I was not gonna pay a penny. They're supposed to replace the refrigerator. American Home Shield agreed that they will pay $100 this time and they will refund the old one. Someone came out and he fixed it yesterday.

    When a pipe burst out of my home, American Home Shield sent K&S. It's a plumbing company that I've been having issues with, and I've explained that to American Home Shield. So, this recent time, the tech came out and instead of doing the evaluation and telling them that a pipe had burst inside of my wall, he went in to go above his pay grade and sent in a bogus recommendation. K&S wanted to charge me $600 to fix it, and that was during the holiday.

    When he originally came out, you could tell he didn't want to do the service. It was around the holidays, who would wanna work around the holidays? He was rude in the way he talked to me. When he came in, I really wanted him to leave immediately because of his presence and demeanor. He was talking to me roughly and I told him, "What's going on?" He contacted American Home Shield and then American Home Shield denied fixing my leak. It was causing damage to my floors so I told them, "Okay, I don't understand why y'all denying to fix my leak." Apparently, the tech reported that I needed to get my whole entire house repiped. So American Home Shield walked me through my policy and said they could not do it. They didn't even want to do the second review.

    I've already talked to American Home Shield about K&S and told them not to send them back out to my home. But American Home Shield still sent them out telling me that these were the people that was assigned. I kept asking about different people. So they finally did a review to assign it to someone else. But they didn't even respond to me. They didn't call me. They didn't do anything. I kept calling them. It was going to voicemail. Nobody was contacting me. So me and my kids were out of serve water for two weeks because of American Home Shield. This is not the first time they dropped the ball on me.

    It's terribly hard to understand the people that answer the phone for American Home Shield. They neglected to answer my questions. Everybody gives me inconsistent information. Everybody I spoke with refused me to speak with the supervisor. They wouldn't allow me to speak to anyone. So I had a terrible experience with them. I told American Home Shield that I want to cancel, and still to this point, they're still not allowing me to cancel. They do everything they can to stop me from canceling, and I don't know why. I should be able to cancel and find a new home warranty. But it's a hassle trying to get to cancel with them.

    When the second company, DrainGo, came out, the tech went through and evaluated the situation. He said it was easy to fix. He told me, "We're gonna do the review. We'll send it up to them. We'll go ahead and repair it." He also added, "I'm not gonna allow you and your small children to be without water for another day." They were very great. DrainGo is a very good company. They value customer service. They understand. They have great empathy, all while being fair and diagnosing the situation correctly. But at that point, because American Home Shield took so long, I ended up having to file an insurance claim, which I don't like doing because that's why I got a warranty company. Had American Home Shield sent the people out here to fix it immediately, I wouldn't have had all of this damage to my home.

    I'm very upset with American Home Shield because they keep on hiring these different contractors to come in and do subpar service. I'm spending over $100 dollars. So they collected over $12,000 from me in one year. I pay for what the services that I want and I could barely get any kind of assistance and help to get anything fixed. It took four times and me practically taking up days that I worked just to get this done, and it shouldn't be that hard, especially if you're taking $12,000 from me.

    I'm unhappy with American Home Shield's service. I'm not renewing with them. I found a $100 coupon and submitted a request. They're supposed to give me monthly tune up to check out the unit. The contractor came out. The tech provided me his quote on recommendation of what needs to be done. I thought he's gonna bring his gauges to make sure there's Freon in the unit, to validate that it's cooling properly as such. That is what I consider a maintenance tool because that's what I paid for. I didn't see any of that. He said the A-coil needed to be cleaned, which is understandable. Two weeks later, I noticed my unit is not cooling. I just paid for a maintenance cleanup. He didn't say anything about anything else needed to be done besides the cleaning of the A-coil that's in the indoor unit.

    I opened up a claim from AHS to have them come to find out why is the unit not cooling. It was my parents who were here. They told me he came in, looked at it, gave an estimate. Cool. I called them when he was here. He told, "Like I told you, the air conditioning unit is not getting efficient airflow into the unit. It needs to be cleaned as well, and the outside unit looks like there's some burnt wires that need to be replaced.” I said, "Okay. Cool. I'm gonna have to submit a claim to the insurance." I called them for a break-fix, not a tune up or cleanup. A break-fix, because the AC unit would turn on but not cool.

    He came out there. He did his thing. He never called me back. But I log in to AHS, provided a quote for $1,000 to do the whole entire thing, got declined. I never heard from them. I called one of my guys, a personal friend of mine, he worked on AC units. He came out. He said, "It's just a capacitor. The wire burnt out. I can fix it. That's an easy fix." He fixed it in five minutes.

    I assume American Home Shield does their own background checks. I'm not gonna question them. I've been with them for three years now. I understand if it's a break-fix, they will come out and fix it. But I notice that these contractors come in and say when something breaks, it's usually due to wear and tear. This issue occurred twice when they tried to provide me a maintenance or a tune up. I requested a break-fix and they did not fix it. The same thing happened with my dishwasher. They got it fixed. But the recent tech tried to squeeze as much as he can out of the job instead of just fixing the issue, when it was just a stupid capacitor that the wire burnt out. It took 15 minutes to fix. It only cost me $200 to do, but he wanted a part for $1,000.

    It's been about two years since we got American Home Shield and our experience has been satisfactory. We submit claims online, which is easy and quick. When our tub faucet fell off the wall, we couldn't use the tub. We did a claim and it went great. Spring Plumbing was responsive and they came out within a couple of days and fixed the issue. The service person was a young guy who was very enthusiastic and really nice. He explained everything really well and laid out what our options were, and what would go faster and what would go slower. If we chose different parts, it had to be approved by AHS. It was fine.

    The service person had to break into the wall and replace the pipe because it was too short. He was out within a couple of hours. There was a big hole in the wall, and he said, "AHS covers that. So, I'll send them the pictures, and they'll contact you." That was the only thing that was a bit of a bummer this time, 'cause I didn't hear a thing from AHS and it had been a couple of weeks.

    I reached out to the Spring Plumbing guy to make sure that he sent the information and he said, "I did." He contacted AHS again, then I got a call within 12 hours. We have a sizable hole in the wall until next Wednesday, but it's on schedule for patching. Overall, I'm fine with my AHS service, but it seems that the followup had fallen by the wayside and it's not the first time that's happened. Still, if someone has an old house, getting American Home Shield is worth it. Sometimes there'd be delays that are inconvenient, but it will save them a lot of money.

    We've been with American Home Shield since 2014 or longer. We probably got it shortly after we bought our house and we've been here 20 years. We currently have two ongoing claims with them. One is for a refrigerator that stopped working and the other is for a gas stove wherein the dials stopped working as well. I submitted the service requests online and it took about a week for the service people to come out. They had to order parts and the refrigerator repair person will come Monday, while the stove will hopefully be fixed next week.

    The tech from the company that American Home Shield hired was not nice. The contractor changed the schedule three times for me and had the tenant taking the day off so he could be there. The tenant had to leave for work and come back at 3:30 because that's the last time that they changed it. He was five minutes late. However, the contractor did not call me. They just sent me an email. I specifically requested that they either call me or the tenant we could schedule, but they never did. My tenant was five minutes late. Whoever went to the house said they would call it as a missed appointment and they would not wait five minutes for the tenant. That was messed up. I was unhappy with that.

    I have an AHS agreement on a call. They talked to the owner of the company. I also called the owner of the company and he told me that he already spoke with the tenant and they scheduled a time when he will be there to have a day off and to be there on time. They are going to do it this week on Tuesday. I also had two huge issues with AHS in the past.

    I had a refrigerator that went bad. A contractor came in and put tape to hide the crack. I wrote a letter about it and sent it to American Home Shield but they never responded to me. They also didn't cover the dishwasher parts that were broken. There was a switch and something else they said were not covered. If that's the case, then what am I paying for? I'm very disappointed. I have a six-burner stove that went out on me yesterday. I gotta call American Home Shield back to have them fix that. But now, I'm wondering if it'd be easier to just go buy a new one. I spent practically $1,200 on my house and $3,000 on the other houses. American Home Shield is waste of money. If they don't respond to their customers, that tells me they don't care. All they do is grab the money and tell you to go shove it and you don't really have anything.

    At Your Pool came out and replaced a pool sweeper motor. I submitted that claim online and it's very convenient because it breaks down to what's covered, what's not covered, and you know whether you're gonna start or not. The process was fast. The next day, somebody called me. They scheduled a couple of days out and that was it. They came and started working on it. Almost an hour later, they were all done. Having AHS worked out great for us.

    I’ve been with AHS for four years now. The plumber who came out for my hot water heater tank was good. American Home Shield ultimately approved everything, but it was a lengthy and tedious process. It took weeks instead of a couple of days. I also wish the quality or caliber of people that they have in customer service was better. But AHS is ultimately worth it value-wise.

    I had a dripping tub and a dripping faucet. I put in the claim to American Home Shield online. It was an easy process. I called All Clear Plumbing and Drain Service to schedule the appointment. They called ahead and asked if they could come early. They did come out early, and they were able to fix the two things. I've been with American Home Shield for about 10 years now, and it's easy to use when you need it. In general, it works when you need it. I've had issues one time with it with electrical. If they have to make holes in the walls, they won't resurface that. That's the only thing.

    American Home Shield contracted with Sears on my most recent claim, but then Sears called me to make the actual appointment. So, I asked them to call me ahead of arrival so that I could leave work and be there, and they said that they would. They didn't call, and this happened twice where I made two appointments with them and they didn't call before they came, but then they put a note in the system that they had been there and I wasn't there. I made a third appointment and I took the day off, and I was sitting there as I check on the status of, “Okay, we're still in the window. But let me see if there's a time of when they're gonna be here.” There was also a note in the system saying they've been to my house and I wasn't there, which was a lie. My husband and I were there, and nobody knocked on the door.

    I was over it. I called American Home Shield, told them what happened, and told them I wanted not a new contractor. Sears was my second contractor. I wanted my refund and I was done with them. So, I waited until today when my contract was up to cancel. I've been with the company for six years, and I've called them for two appliance issues and they haven't been able to fix either one. So, I don't see the sense in continuing to pay out the amount of money that I'm paying out per year.

    Additionally, my first instance was I needed a contractor for my bathtub, and the one that they assigned the first time didn't work out. So due to the steady leaking of it and them being unable to find a new contractor, I went and found someone myself. The man who came out was great. He was quick and got it fixed. When I called American Home Shield to see if there was anything they could do about refunding me or comping me for the service, there was nothing that they could do.
