I had an issue with my fridge and another issue with my range hood. I went online to submit a ticket to American Home Shield. The website was helpful and easy to navigate. I was told J&W Home Repair will come out. That company called me. I had the technician's phone number. Once we set the appointment up, the experience was good. The tech told me the issue with the fridge that was causing it, and he had to order a part. Then he gave me a fix for the meantime before the part arrived. Once the part arrived, he came over and he fixed it in 10 minutes. As far as the range hood, he figured out that there wasn't any electricity going to it, so I needed to get an electrician.
We truly appreciate your trust in American Home Shield and your 5-star rating. Your feedback reinforces our commitment to delivering reliable coverage and convenient solutions for our members.

I had a gas leak in my house so I put a ticket in with American Home Shield. They picked Sewer Medics as the contractor and they needed to come before 6:00 but for whatever reason, they were late. It was fine though. The service guy told me a regulator was cracked and that he needed to order a part. Home Shield called me back with an approval because it was a part that not covered under their warranty. I needed to pay out-of-pocket and I told Sewer Medics, “You guys can fix it by tomorrow?” “Yes.” I approved the service and they charged me 950 upfront.
The next day, they called and told me they couldn't get the part they needed. The first time was on Thursday, so now it's Friday. They still needed to order the part, and it's not going to be there until next week. When the part came at the end on Wednesday the following week, they called me to try to schedule an appointment again. They finally got a day later to my house then they told me the part was wrong. It's been about a week and a half with me without gas. At that point, I said, “If you guys give me the money back, I'm just going to do it with someone else because I need to get this fixed.” Sewer Medics didn't do it. They denied the refund, so I called American Home Shield and tried with them, but they couldn't do it either.
I ended up waiting a couple of more days, and they finally came, but they didn't have parts. They needed to get more parts to adapt the wrong part and to fix the situation, which they end up doing. So here we are, two weeks later and they finally fixed it with a bunch of adaptations to the wrong part. They never called me or gave me any money back, so I was really disappointed with them on the whole deal. When suppliers make you pay in advance, you expect a service in return but they could not hold their work. I feel like they took advantage of me, because they made me pay in advance and they left me without service for two weeks. I have my own business and I know how it works, and that's not the way that people manage with their own business.
Home Shield was really understandable with me, and they tried to help me, but the supplier was terrible. Getting my money ahead of time tied my hands because they didn't want to do a refund, so I couldn't call any other plumber. They were holding around $1,000. American Home Shield is always helpful with me, and they try, but I was disappointed that they couldn't manage the supplier they picked. When they asked me if I would recommend that supplier, I told them, “If I were you, I will not use him anymore.”
While we’re glad the issue was ultimately resolved and that American Home Shield was able to support you, we regret that the supplier’s handling fell short of expectations. Your feedback is invaluable and will help us work toward improving contractor performance and communication.
Please know we’re committed to making your experience as smooth as possible in the future. If you ever need assistance, we’re here to help.

Water was leaking from the bottom of the refrigerator and the contractor was excellent and professional. But they couldn’t repair the refrigerator because the door where the ice maker was had frozen up from the condensation. It took them two weeks to complete the repair, which was good compared to last year. My dryer took forever to be fixed. The person came out, and I found out that he told American Home Shield that I did something to the dryer. I called AHS and told them that the reason I have a warranty is so I don’t have to try to fix the dryer myself. They said they could send another technician, so they did.
The second technician that AHS sent said that the dryer needed a part, but the dryer was already 25 years old. After that, it was constant back and forth. American Home Shield said they shipped the parts to the service company, but when we tried to contact the company, nothing moved forward. It took about seven months before the dryer issue was finally resolved, and I was taken through multiple changes during that time.
I believe the delay happened because the technician told his boss that I had someone else look at the dryer, which was not true. His boss then contacted American Home Shield and claimed that someone else had worked on it. I’ve been with American Home Shield since at least 2012, probably longer, and I’ve always relied on them for this reason. Eventually, I saw an email from American Home Shield telling me to shop for a replacement appliance. I was shocked and relieved because I hadn’t heard anything for so long. I’ve been with American Home Shield for many years, and I know people complain about them, but I’m a single woman in my 80s. Calling outside contractors is expensive, and I don’t know who to trust. A plumber can charge hundreds of dollars just to show up. I trust American Home Shield, and that’s why I continue to use them.
We truly appreciate your loyalty since 2012 and your trust in American Home Shield. Your feedback about communication challenges and past frustrations is valuable, and we’ll continue working to improve.

I called American Home Shield when I had some problems with my refrigerators, the one in the garage and the one in the house. Every time a contractor came out for the refrigerator in the garage, they already knew what was wrong with it and they would say they'd be right back and fix it. They brought a part and put it on there. It might have worked for half a day then it didn't work again, so I called American Home Shield back.
The contractor came back again and said, "I know what it is now. It's gonna work. Just give it a day." He did it, but it didn't work. I called him back but he said to call American Home Shield. About the fifth or sixth time that I called in, that was when American Home Shield started to tell me that there was nothing they could do. I've used my $2,000 and each appliance is worth $2,000. The only thing left was $50. There was not even a trade-in and I didn't even qualify to get a replacement. When I went to talk to American Home Shield, they said the contractor said it could be fixed and they bought parts. But they didn't buy parts. I bought parts.
For the my main refrigerator in the house, they put different parts that it didn't even need, and it still did the same thing. The bottom leaks. One of the other guys said it was building up mold. They also said I need another door and to call American Home Shield back. I called them back and when the repairman came back out, he said what he was gonna do and he needed to order a part. Weeks passed by so I called American Home Shield back and they said they couldn't do anything about that because the part has been discontinued. They also said they don't have a replacement because I ran out of my $2,000. They could only give me $200.
I've been with American Home Shield for a decade but I can't even go out and buy a refrigerator because they can't replace the refrigerator. I'm out of refrigerators and all they can give me is $250 for two refrigerators. I'm very dissatisfied. The customer service people that call are nice. They try to call the people and see what's going on. But it's obvious that they are programmed as to what they say. American Home Shield is a scam. They keep sending people out till it's no more. I had a washer and dryer that went out and they replaced it. But I guess they don't do that anymore. They just work that $2,000 down.

I have three issues with my house. They had to do with a leaking pipe, a faucet, and a stoppage. However, when the tech was talking, he didn't know what he was doing. He just unscrewed it, checked it and said the damage was beyond repair. One of my coworkers told me he had some issues and they were taken care of, because he's the one who advised me to get a membership with American Home Shield. That's why I still have it. But I wanted to cancel my membership because I was frustrated with what happened. One American Home Shield rep I spoke with asked if I wanted a second opinion. I did. The next people came. The communication was not bad. They did what they had to.
I figured AHS sends out people who are not professional to come out to work. The second team that came out asked me. I told them those who were sent out at first. The facial expression they gave me said everything. If you think by American Home Shield's name, everything is covered, and then something happens, and they tell you after the estimate, it was not professional. They have to determine if the damage is naturally caused and what is not because only one of the services I requested was taken care of. Since it was dripping on the floor and I tried to tape it, AHS said I shouldn't have. So, I tried to fix it. It is not natural. I have it there just the way it is, looking for a way to fix it myself. I would tell others about the customer service, and they should see if AHS is something they will be interested to do. If you have damage, it's gonna depend on what it is before AHS will take care of it.
Thank you for taking the time to share your experience with American Home Shield. We apologize for any inconvenience you faced with the initial service call and assure you that we're committed to improving experiences like yours. We're glad to hear our customer service helped arrange a second opinion that was more satisfactory. Every time we turned the dryer on, it made a big thunking noise, and it growled the whole time it was going. My husband did a claim online and it was super easy to do. Woodley Appliance Repair came out and it was the second time they've been here. We already knew who they were as they replaced our dishwasher a year ago. The technician took the dryer apart, showed my husband exactly what parts he was gonna order, and why they were needed.
Our communication with them couldn't have been any better. We received a text message letting us know that they had to order the parts. Then we got a call from the technician letting us know the parts were in and gave us a timeframe of when they'd come back. After the repair, the dryer has been functioning perfectly. There's no noise, and it's heating like it's supposed to. I wish the price was lower but in spite of that, American Home Shield is still a good benefit for us. One would feel they're spending this money every month and question what is it going for. In our case, we had to pay $32 for a new dishwasher. You just gotta trust the process and know that in the long run, it's the best deal. American Home Shield is well worth the money.

My dishwasher wasn't cleaning anything and even if you put clean dishes, they were coming out dirty. So, I initiated the service through American Home Shield, then someone came but he didn't do much. He just pointed the heat gun at the unit and said the water was not hot enough, even though we saw steam coming out. So, he left. I increased the water heater to the max, then I requested service again because even with the heat turned on max, the dishwasher still didn't clean stuff. The tech came and this time, his heat gun was showing correctly. He looked, said he had no idea what was wrong, and left.
I reached out to American Home Shield after the second visit to explain what happened, but all they told me was that based on the tech's report, they couldn't help me. So, their customer service wasn't really helpful. Also, Ukon Appliance was the contractor and if you look them up on Google, they have 1 stars everywhere. In the end, I had to buy a whole new machine by myself. So, setting up the claim was kind of useless.

American Home Shield usually assign somebody right away, then they show up. I have them for seven years and so far, some of their contractors are really good, while some I question if they know what they're doing. They sent a guy who fixed something last week and it was perfect. They also sent a guy a couple weeks ago but he didn't do so great. Then, they assigned one person for my washer and when I looked them up online, they had a hundred 1-star reviews and a lot of complaints at the BBB. So, I cancelled that appointment and I paid out of my pocket for somebody to come and look at the problem. It turned out that the issue wasn't with the washer anyway. It was a plumbing clog.
That incident bothered me. I looked at how much I've paid into my warranty and and I don't think I've gotten my money's worth out of my warranty. I live alone and there's not a lot of wear and tear in my house. So, I need to cancel my warranty. It doesn't cover all that I think it covers. Right now, they're offering for somebody to come out and do the fall and the winter tune-up, but they don't really advertise that. They have a lot of new stuff that I didn't realize they had and I don't know if there's a better way to get that out to their customers. For instance, they have a service now where they'll put in doorbell cameras. I struggled with that last year as I needed one installed and I searched all over. Then I went on their website and I found that they could do that. Had I known that, it would have been so much easier. All in all, AHS would be a good service, but I don't need any of those things right now.

The communication with the tech was good, too. He sent me an email, letting me know what time he was gonna arrive. And he arrived at the timeframe in which he said. He recognized that it wasn't turning on and that it was leaking and he replaced it. It’ now functioning at 100%. I've been with AHS for three months now and this is my first time using it. It’s a pretty good deal to have home insurance with American Home Shield. I'm paying only about $25 a month and they cover all the problems. And the plan also specifies when something breaks down I would pay an additional $125 to fix it. But, if you're going with the insurance that all the companies are offering, it’s gonna cost a lot more. Like if I would have separate insurance for the washer, for the dryer, for all the appliances, plus the air conditioning unit, that would add up.
When my washer was out, AHS sent Atria to check on it. They said that my controller is basically broken and that we have to replace the part. They ordered it and as soon as it arrived, they came in and installed it. Everything was done very quickly and efficiently. They did a really good job, I was very happy with the service. AHS took less than 24 hours to respond from the time I filed my claim online. But there was a time when I put a ticket on Friday before a Monday holiday and they were closed, then it took longer. But as soon as they got open, we got in contact, arranged the appointment and then they showed up as they said they would. Overall, they are very efficient and not wasting time.
Thank you so much for sharing your positive experience with us! We're delighted to hear that Atria promptly addressed your washing machine issue, and that our communication and scheduling met your expectations, especially during the holiday period. American Home Shield is a good company but they don't follow through. I thought that somebody comes out 48 hours after a call, but when I called, the service company, All Fix Service, couldn't come out for eight days after that. I'm in a major metropolitan area and I called American Home Shield back, but they said they couldn't find anybody to come out sooner. I stayed with All Fix Service and when they came out, they checked everything and left. On a different claim, it took the heating company eight days also before they came out, because they said they were busy. I'm a senior citizen and I've got health issues. The heating company came out yesterday and found out what the problem is, but I still don't have heat.
American Home Shield sent me a thing saying the job was approved, but there was one thing I had to pay for. I was out with friends at dinner and the AHS phone app was down. I didn't enjoy the dinner with my friends because I was continually trying to get on the app. So, then I called them. I went outside of the restaurant in the cold 40 something degrees, stood there and talked to the automated system. The automated system can't fix problems, so then I said, "Speak to a representative," and it said, "I'll transfer to representative." I sat on hold and after 20 minutes and freezing, I hung up and went back in the restaurant. When I got home, I got on my computer, then I was able to access my account and approve what they were asking for.
American Home Shield sent the approval back to the heating company, but it's all done by computers and all they see is an approval. They don't see that I'm a senior citizen. The tech saw me when he came out but he didn't know the job was approved. It's gonna get below freezing here Sunday and Monday and nobody's contacted me to say, "We're gonna come out and fix this right away." Right now, I haven't had heat in my home for two weeks.
It seems like customer service since COVID has went out the window with everybody. With American Home Shield, I gotta make phone calls to figure out what's going on, and when I call them, I'm on hold forever. Plus, when I've had to call them in the evenings, I couldn't get ahold of them. This has happened quite a few times.
I've talked to the techs that come out over the years to fix things, and they said American Home Shield's a good company for them to work with. I also don't have a problem with home warranty company. I just have a problem that I can't get ahold of them when I call them. This is something that just happened in the last year. I've had American Home Shield about five years now and it used to be that when I call a man, I'd have somebody one or two minutes after being on hold.
Thank you for taking the time to share your experience with American Home Shield. My washing machine has stopped washing. And the company that was sent out, Precision man, was very professional, helpful, courteous, and did a fabulous job. I have great appreciation for those folks. There was a part that had to be ordered and when the part came in, they called and scheduled the appointment to come out.
Generally, I've got some mixed feelings with American Home Shield. On some occasions it's been really fabulous. However, I've been uncomfortable one time when I had them come out and do a dryer service. My dryer was messed up and they said that they wouldn't do anything with it. They couldn't repair it and they wouldn't replace it. They said there was too much lint around the outside drum, a part of it that I can never see and never get to without taking the dryer apart. And I was quite uncomfortable about that because it seemed like they were just avoiding the situation. That one was truly disappointing.
And then some of the stuff around the air conditioning repair, I clearly understand the price of the coolant that goes into them. But a few years ago, they had some folks that were coming out and they were overcharging for the coolant. They were saying they were using more than they actually were. And that made me really angry because I went to the point of weighing the guys’ Freon container before and after. And he charged me more than my air conditioning unit would even hold.
When I called to complain to American Home Shield, they were not supportive of that. And I even took pictures of the scale that I had before and after. And that led me to believe that there was some complicity. I think that the company is too big to be complicit in something like that, logically speaking. But something was wrong there. So, I'm hoping they got rid of that company. Except for those two occasions, I've been very pleased with American Home Shield.
Thank you for sharing your experiences with American Home Shield. It's great to hear that your washing machine repair was handled professionally and efficiently. We sincerely appreciate your feedback about the seasoned experiences and your candid thoughts about areas needing improvement.

I had a plumbing issue with the return water from the washing dryer spilling over into my kitchen ceiling so it wiped out the wall. I called American Home Shield. They sent out a plumbing company. The guy said it was clogged. He said he unclogged it. A week later, it leaked again and caused the same damage. So, I called American Home Shield this time and told them they could not send the same company.
They called another plumbing company out. This second plumbing company was excellent. They came out but they had to cut the holes in the wall again, cut the hole by the washer and dryer. They redid the plumbing, which solved the problem, because it was something happened that the way they had my AC unit vent draining into the same valve return.
Now it's time for me to get the drywall fixed, because I wanted to wait a week or two to make sure we didn't have no problems. When that drywall company called, I was hesitant because they only wanted to give me an appointment after five o'clock on weekends. And that was the worst decision I made. That was a horrible guy.
I don't have a problem with anybody speaking English, but they spoke nothing. They also left my house. American Home Shield said they only do a dry finish. When we had that place sanded, I still got the taping that you use, the little mesh tape that’s coming through the scene from where he half-ass did it. I'm gonna have to pay somebody else to come in here and finish. The ceiling in my kitchen is horrible. It's patched and was thrown together. He didn't wanna drop cloths down to protect any of the house’s furniture. He did such a poor job. That one was a total mess and should not be used by American Home Shield again. When I gave him a not-positive review, he texted me immediately.

It took the contractor several service calls to get my fan repaired. I had to repeatedly inform them it was a whole house fan, not a stove exhaust fan. When they came out, they said there were problems. Then they couldn't find the part. Then they weren't sure which part it was. At first, they said they don't repair three-speed fans then they turned around and said they do. The first time that someone came out from American Home Shield was back in August. My fan wasn't repaired until late October. I was not very pleased with how the whole thing went.
I've had American Home Shield for almost 30 years. I've had them come out and do repairs and I've never had issues like this where I couldn't get ahold of anybody. This happened multiple times. They said they left a message, but they haven't gotten a call back. At that point, they could have sent out a different service person.

We were having our furnace serviced. They went in and scoped them to look at the cells before they cleaned and serviced it. And the tech could show me on the scope on his video on his phone. The cells inside were cracked in multiple areas. It could be leaking carbon monoxide into the house. Based on the age, it would make more sense to replace the furnace than repair it. The contractor came in and installed a new one.
There have been a few times when I thought it would be covered, but it wasn't. We have two furnaces that are being replaced. We had to pay a little extra for the installation. I thought they might be the same price, but one of them was $1,000 more. AHS didn't give me the credit that they gave me for the first one. Other than that, I've been satisfied with the service and having things covered. Give AHS a try.
Thank you for sharing your incredible experience with American Home Shield! It's wonderful to hear that our services have continued to meet your needs over the years. I’m thankful for AHS. For my recent plumbing claim, 1st Choice addressed it and took care of it. I checked it a couple times and it looked okay to me. One thing I didn’t like is that a few months ago, I had a refrigerator that blast out. I thought they fixed it. But I had to pay out of pocket for a brand-new fridge. Unfortunately, American Home Shield did not pay anything or give me anything for me to buy the new fridge. I wasn't very pleased with that. Also, they should give a person who is disabled or a senior citizen a discount when it comes to the service fee.
Thank you for sharing your experience with us, and we’re delighted to hear about the efficient handling of your plumbing issue. We apologize for the inconvenience you experienced with the LG refrigerator compressor. We understand situations like this can be challenging, especially with unexpected financial burdens. Your suggestion for financial considerations for elderly or disabled customers is sincerely appreciated. This is the first time that we've had any trouble with American Home Shield. Up until this time, we've been happy with them. The contractor wouldn't start digging until I paid them $250 on top of what I had already AHS. They said they didn't cover opening it. So, we paid it. I've never seen a receipt. After talking to AHS, they never got an authorization. They told me they didn't authorize it. There are two chambers. They only pumped one side and proceeded to tell me we needed a new septic tank for $6,100. They said the baffler is not working.
The first people who came out were a plumbing company. We had no idea it was a septic tank, because when we would take a shower upstairs, we would get clear water downstairs coming in through the downstairs shower. For some reason, the plumber thought we had a sewer. He ran a snake down the hole where the toilet was and got it stuck. Since we had trouble with the septic tank people who swore we would have to have it pumped again in a month, we got another septic company out. They said, "Why are they saying you're gonna have to have a septic tank? Nobody ever has to have a septic tank." My husband told him, "'Cause they say my bafflers don't work." He said, "They probably broke that when they ran the snake in it because they got the snake stuck. I thought you had a sewer. That's my bad because I didn't ask you."
The plumber had to send somebody else out because the plumbers refused to get it out. The snake is rolled up down in the bottom of my septic tank. And when the guy left, he had cut it off because he couldn't get it out, and left a part of it sticking straight up out of the hole where my toilet was on downstairs. We couldn't use that toilet because it wouldn't sit back down on the hole. They had to send the plumbers back out and send somebody else, and he was mad because he said that guy should have never run a snake down there without asking which one we had.
He had to cut it off where it would just fall down into the septic tank, and had to come pull it back up out the toilet. There's still part of the snake in my septic tank. We were able to put our toilet back down. There's no way to prove that they messed the baffler up. Now, they said I'm gonna have to have a septic tank because the baffler's not working. I don't have $6,100 to put a new septic tank in. I'm outdone with both the plumber and the septic tank people. I'm out $375. I still don't have a receipt for the $250.
AHS said they reached out to Alabama Pumper, and they were supposed to call me. They've never called back. They were supposed to call AHS and put in an authorization for that 250 because they didn't authorize it. They were supposed to get it authorized, and send me a receipt. They were supposed to call me about not pumping that other chamber. I've not heard from any of them. All of this started about two weeks ago.
Thank you for sharing your detailed feedback regarding your recent experience with our service, especially regarding the septic system issue. We apologize for the frustrations you've encountered, including the unexpected charges, incomplete service, and lack of communication that led to such dissatisfaction. It's concerning to hear about the issues caused, particularly with the mishandling during plumbing service which should not have occurred.

I was very discouraged that it took the contractor over a week to come out and look at the unit. I called them on a Wednesday, when it was assigned, and they couldn't even fit us in their schedule until the next Wednesday. So our house was down into the 50s for temperature. Once we could get them out here, everything else was fine and professional. But it was kind of unacceptable at this time of year. Everything has been fine since the repair. Overall, American Home Shield's coverage and price are good. I have no issues with them.
I appreciate you sharing your experience, and I'm glad to hear that the technician provided a high-quality, professional service once they arrived. I apologize for the initial delay and inconvenience of having to endure the cold temperatures while waiting for the assessment. HomeMeister came out and cleared a line for me. They said it could use a jetting. However, American Home Shield does not cover that. I asked them to please cover it because they've been out for this very same thing for five years in a row, but they refused to do it. I am canceling them if they're like this about it. I've had some good customer services and some not so good ones as well. The people that are answering from a different country have a little less way of communicating. I've had difficulty understanding them. American Home Shield also went up with the price on me. When I told them I was going to leave them and go to someone else, they told me I was not gonna be able to find another company. But I found one that's $20 cheaper and they cover the same thing as well as my upright freezer for less money.
I'm not very happy with American Home Shield. When I had an attic fan issue, they sent some guy out. They send people that are just gonna do the bare minimum. That's what I seem to get every time. The gentleman looked at the fan and claimed he did something that would prevent it from making the noise. But he also said he thought we probably needed to replace that unit. I don't know if he gave that feedback to American Home Shield. American Home Shield never followed up on that part so I called two days after my 30 days and they told me that I would have to pay another $100 in order for somebody else to come back out.
I sincerely apologize for the difficulties you've experienced. Your patience and understanding mean a lot to us. Despite any shortcomings, we are grateful that you took the time to leave a review. Your feedback is invaluable and helps us improve our services.

I was a customer of Sears Home Warranty and started to get the runaround from them. I shopped around and happened to check online. I read the reviews and American Home Shield seemed to be pretty good. So, I signed up with them and I have been with them for three years now. Their service is not too bad but they need to get people who could speak a little bit better English. Other than that, after a couple of times, they do get their point across. The only issue I have with them is that when they deny a claim, they send an email and they don't call. And when you find out and you try getting answers, it takes a little while for somebody to get through or turn around and tell you that you could get a second opinion.
So far, for the claims I made, everything has been paid. Right now, I'm waiting for an issue to be resolved and it's a matter of waiting for the part to come in. Whenever I have a claim, the tech comes out usually a week to 10 days from the time I submit my claim. Sometimes I wish it'd be a little faster. But other than that, I can't complain really because I usually want the same person to keep coming back. So, if I got to wait for him, I would. He's a nice gentleman and if anything comes up, he tells me what I'm entitled to. He'll call and check to make sure everything is working. So, some of the technicians are worth their weight in gold and some of them are worthless.
Michael, thank you for taking the time to share your feedback with us. Providing quality service is always our goal, and we look forward to assisting you and demonstrating our improvements in future repairs. Thanks for being a valued AHS member!

I've been with American Home Shield however long I had the house. It was a gift when I bought the house. My parents got it for us in 2019. I have three other houses and I have AHS on all of them, except one. I took it off because the previous owner had updated everything before I bought it, like the HVAC, the washer/dryer. For my one rental property, I noticed that when AHS replaced the heating and the air condition, they never pulled the permits to New Castle County. I got an escrow shortage for that house. I was like, "Let me go in and see how much it went up," because it's gonna have to be offsetted by the tenant in a couple months when her lease renews. I was trying to get the lease renewals together. I've seen there were no permits pulled for the house. I paid for the upgraded permits to make sure that was done. I'm trying to figure out where the disconnection was between AHS, Family Heating & Cooling, and the county.
I called Family Heating & Cooling. I left them a voicemail two weeks ago. Nobody got back to me. Somebody should have followed up on that. It should not be me looking at my stuff and realized they never pulled the permits for it. When I got my HVAC systems redone in my primary residence, the permits were pulled for that. They said it was replacing the same or similar unit. When I got my ductless unit done, it was adding ductless unit to sunroom. When that had to be replaced, again, a permit is like replacing same with a Lennox. You have to submit that to the county. It ended up hurting me in the end because my property taxes went up. Because it's now considered livable space, that particular room, but still, it should have been done. Just make sure to pull them.
The last two times I had to do a service request, I did it on the app, and it was efficient. Within 24 to 48 hours later, the contractor was on the phone. One of my houses shows as inactive on the app. I get on my laptop and do the dropdown, and it lets me put a service request in. It's finicky. It shows as inactive, the contract expired on the phone, but when I log in on the actual website, it doesn't show that. It's a transmission issue between the apps. A couple of times, I've had to call, and, "This is what's showing, but you guys are taking money out. What's going on?" They said it's a system glitch.
The price is high as hell, which is why I discontinued it for one of my rental properties. I did the math. It was $1200 a year. Everything is new in that house, so I'm not paying that kind of money. I could keep that in my pocket and just see. Once this contract is over, I probably won't renew because it's 89.99 a month for my house. And then for my other house I just have appliances and HVAC system covered. Those are old, but they're being maintained very well. I get them tuned up and I make sure there's oil in that house every year to make sure it runs adequately. The same for my house. I get it serviced. I don't go through AHS. They offer like free tune-up bull crap, but I use a local company to do the tune-up and seasonal maintenance on it to make sure that it's running at its best capacity.
We appreciate you taking the time to share your detailed feedback. We're pleased that you had a positive experience with Sears' communication and service when addressing your washer issue. However, we regret hearing about the challenge you faced regarding permits for the heating and cooling system in your rental property. Ensuring all involved parties are aligned for such processes is crucial, and we understand the impact it has had on you.
We're glad you've mostly enjoyed the efficiency of our app and quick response times in resolving your service requests. Should you choose American Home Shield again, we remain here to offer consistent support.

I'm renting up my home and I had an issue about this oven. Initially, we did some troubleshooting by calling American Home Shield's live call support. They were not able to fix it. So, we scheduled this in-person inspection. Fleming people came over and suggested some part. They ordered the part, they came over back, and they fixed it. When they came, there was no one at home since it was vacated by the tenants. By providing the PIN code, they just came in and fixed it and they confirmed the issue got resolved. They are really good in communicating through text easily to me since I was being remote. Overall, Fleming did a great job. Home Shield also did a great job. I rate them a 10 out of 10. They made my life so easy.
Thank you so much for your wonderful review! We're thrilled to hear that our team at Fleming Appliances maintained excellent communication and resolved your oven issue effectively. American Home Shield responded immediately. I turned in a claim, and poof, I had a contractor call me the next day. I had an issue with how my remote control would open the garage door. While the tech solved the problem, it really wasn't solved because it will work if you just hold the button down. What struck me was he really didn't do much diagnosis. Initially, he helped so it would work on my phone. He showed me how to do it and said I don't need to use remote as I have my phone. I told him I don't wanna use my phone as I gotta stop the car and use the phone.
I got a remote for the front gate and a remote for the garage door, and if I pull out and hit it, it closes. Particularly in the summer, when it's hot, if I pull out, shut the door, and my wife pulls out, you gotta sit there and hold the remote until the door responds. He said we were supposed to hold it. I asked, "How come when the door's cold, if I punch it or just click it, it responds? Now I gotta stand there and hold it for 8, 9 seconds before it closes. That's not how it worked.” He said we've resolved the issue and to just hold it.
At one point, he said I could go buy a universal remote at Home Depot. I told him that does not correct the problem as the old remote is working. You can see the little light blinking on the remote, so it's sending a signal. He said we probably have to just change out the unit but American Home Shield won't that because we already have a solution. If it doesn't work after me sitting there and holding the button, then I'll just call back for another service.

One of the outlets was loose. An outlet and a light switch for the two rooms were all gone because of that one outlet. I called the American Home Shield and it was easy to get through a representative. It was good. When the contractor came, it was amazing. It was quick.
American Home Shield takes care of issues very quickly. I don't have to wait on the phone line and they take care of it. But the only thing was that they didn't refund me even though one of the representatives gave me the false information. When I called American Home Shield, the rep who picked the phone said the garbage disposal was not covered in my insurance, so I purchased by myself. But when I asked again, they said, “Well, actually, yours is covered.” So in the end, it was covered but I already purchased. I wish Home Shield at least provided the price of the garbage disposal to refund, but they denied that.

When I submitted a claim with AHS, I first got an estimate with Mile High Plumbing and they overcharged me while the second company, Colorado Plumbing, only charged me for what was broken. The first plumber that came out told me things that were broken and they weren't. When I tried to tell AHS that the plumber had lied, they just said that that's what the plumber wrote down. So I looked up their policy and the definitions of what secondary damage was and it’s like if my hot water broke, then my carpet or drywall or floor got wet. Things that weren't plumbing that were damaged.
Also, the plumber tried to tell me that the primary cause was the damaged regulator and that the hot water leaking, the tank itself, was secondary damage. I tried to tell him no because that's connected to the plumbing. The hot water tank is the cause of the leak and that's the primary where the water's coming out. I told him that we don't have secondary damage because it's going down the drain. The floor and carpet were fine, and none of my belongings got wet. He even told me that the PSI to my house was 130. Colorado tested the PSI of my water pressure in multiple faucets at the laundry, in the kitchen and at where the hot water tanker is and they got the reading as 115. They tested the regulator and it was never broken.
Mile High Plumbing wanted me to buy a new regulator and then pay $3,400 to them out-of-pocket for a hot water tank. I looked up online from my area and $4,000 for a hot water tank is really high. I had a hot water tank that was in a closet and they didn't have to cut into the wall or change anything. I was gonna keep the same size so it was just gonna be a switch out of the tank.
And so, I was denied the claim from AHS for secondary damage on the hot water tank. It was frustrating that they didn't look at the evidence, review his estimate and question it. So I asked for a second quote.
The second company that came was excellent. I did not have to get a new regulator but I got a new hot water tank. He told me what was covered by American Home Shield and that was up to $2,000. And he said that the lowest brand of tank though would only last me six years. He showed me a model of Rheeme and said that it would probably last 10 years. So, out-of-pocket I paid $1,495 instead of $3,400, it was a much different price. He turned up at 7:10 and was done by 7:45. And our hot water was back on the same day.
Thank you for taking the time to share your detailed experience with American Home Shield. While we are pleased to hear that you found the professionals from Colorado Plumbing to be reliable and honest, we're truly sorry for the frustration you faced due to the contradictory estimates from different contractors and the initially unchecked claims. Allure came out and helped fix two appliances. My stove had a bad regulator. The electronic component that sets the temperature was broken. They fixed that, and then my icemaker on my fridge. However, the first tech they sent was a little bit clueless. He was looking at the stove like it was an alien that just landed from another planet. I looked at him and said, "This is a stove." He hardly spoke English, which I'm bilingual, but I speak English. He also couldn't find the serial number on the fridge. I told AHS, “Please don't send that person again." They sent two other people and they were fine and competent.
This is my first experience with AHS and I had to tell these people to send somebody competent. It's not American Home Shield's fault necessarily, but I know that they can't vet every person. I also would have liked American Home Shield to have called me directly and managed it instead of the contractor calling me. I would like to just deal with one entity instead of being funneled to all these others that I don't know. But they fixed two of my appliances for the fee that they had said. They honored that. It was 125 for each, however that worked out, and then they executed. So, I'm grateful.

The tech told me what was going on and the reason why. He was good. My heat is working. However, I didn't know that I would have to pay an additional fee when I started service with AHS. When my refrigerator was messed up one-time, American Home Shield tried to fix it. It's a two-door refrigerator and where the ice was being made, that part was not working anymore. They couldn't replace that door because they no longer have it, so they replaced the refrigerator. I had also a service done not long ago on my furnace. A contractor came out and did a furnace tune-up. They did a test and said it's not sealed anymore, so there's a possibility that carbon monoxide could shoot back into the house.
The guy who came and did the furnace tune-up got me to call American Home Shield to see if they could replace the furnace for me. They said they were gonna send somebody to do a service on it, and they sent somebody else that day. A guy came and did a carbon monoxide test on the vents. He said I don't have any carbon monoxide coming into the house at the moment, and if American Shield is to replace the whole unit, I will have to come out with $2,000 to $3,000 out of your pocket. You pay American Home Shield every month but they don't cover certain things like that. Also, most of their people are outsourced. Sometimes you can't even understand them. It's easier to talk to an American.
In 2024, I was paying American Home Shield $38 for almost a whole year. But when I went and looked at my bank account, they raised it up to $125. They didn't send me an email or a letter. They didn't call me. I have automatic payments so I won't forget but they just went and took the money out of my account. When I canceled with them, they called me and asked me my reason for canceling. I told them that and that they have to let people know that they're gonna raise the rates and see if they wanna still continue or not. Through AARP, I was able to get a plan through for $30 a month.

Phil's Good AC & Heating was amazing. However, I have had some contractors that have come to my house and quoted me something. Then I've had a private AC company come out and tell me that that was not true. It's happened twice and it's been with the AC. This last time, Air Majesty was trying to charge me $3,000. I had a plumbing claim and the first guy that came out here wanted to charge me triple the amount. But American Home Shield allowed me to get a second opinion. When I got that second opinion, the second plumber was awesome. He fixed my problem. Overall, American Home Shield is great. I've already referred many people already. But I pay a lot. I have to pay initially for them to come in and then I also pay once a month. I don't like that. I would rather it be a series of months, maybe every three months.

I've been with American Home Shield for 20 years and I had some issues with them in the past. American Electric Services came out to fix the ceiling fan. The fan was only going on low and then the lights were flickering and that was just the light bulb. The tech really didn't even have to fix it. My granddaughter was cleaning the ceiling fan and evidently, she pulled the string up there. That was why it wouldn't come on any other speed other than real low. Submitting the claim to AHS was fairly easy. I made the appointment and then they told me what the contractor's name is and when he'll be coming out. He called me when he was on his way out. He was good. I didn't have any complaints with him.

My hot water dispenser was leaking. I went on the app and submitted my claim. It was relatively easy to do. American Home Shield assigned a company and then the technician came in and he looked at it. He said it was leaking. But he was gonna have to get back with American Home Shield because these type of items are not items that could be repaired. It had to be replaced. Before the installation, the company called me, made an appointment, and had me select the day and time. I selected the day and time, and then they came back and installed a new unit.
I was disappointed that before they left, they said that a line had to be installed. So I asked them, “Okay. What kind of line?” The guy had me agree that I was gonna pay $250 for a line to be installed. So when the other technician came out, he didn't install anything. He just installed the unit. I had no new line installed. They charged me $250 for something that American Home Shield should have been paying for.
Overall, I've been very satisfied with American Home Shield. I've told a couple of single females that I have American Home Shield and that I recommend it. For the price and service, it's good. My experience has been good. I've not had any problems so far other than things that are beyond my control, like the parts.

The second time, they came but didn't fix the problem. They said they needed to order a part. After 2 weeks, I had to call them again. They said they were waiting for the part to come in. I even took a phone call about 10 minutes later when I completely forgotten, had to re-ask them what exactly they said so I could write it down. They were very polite. If I could afford them any time I needed them, I'd go to them.
The only thing is I'm a little confused why American Home Shield wouldn't cover the compressor. I was told my system needed the compressor for both the heat and air to work, but they wouldn't cover it. Maybe other plans would be better but I was not 100% satisfied with what I got. I understand the compressor’s mainly for air, but I had to have it to where my heat would work. So, now, I got to find a different source of heat for the winter. Overall, I got a great price for my policy. It's just that the policy is not 100% satisfactory.

I spoke with an agent when I reached out to American Home Shield to set up a claim. I was having a problem with the drain line in my basement. I was asking her if clearing out that drain line would be covered under the warranty. I also explained that we had manually tried to snake out the line ourselves and with very little results, and I asked if it would be included in the warranty if they had to camera the line. She read over the description of what was covered. She said as long as everything is within the perimeter of the house, then the company will do everything that needs to be done to cover the repair. So, I scheduled the appointment.
When the contractor came out several days later, he looked at the situation. I explained what I thought was going on. He said they have to put a recommendation in for what they thought needed to be done with the repair. He did say they'd mention there that the floor might need to be jackhammered out to clear up the situation and that it would need a camera. This whole experience was awful. He told me that I should hear by 4 o'clock that night a response from the company. Then they would be out to do whatever it was that they were okay. I never heard from them that night. So, I called Five Star the following morning, and they explained that they didn't get the recommendation to AHS until that day. They should hear sometime that day, and they'd know what they were gonna allow them to do.
I've never encountered anything like this. I've had home warranty companies before. They come out. They know what needs to be done. They do the work. Then, you're done. American Home Shield makes the contractor jump through unnecessary hoops. Two weeks later, I still have a clogged floor drain, and work was never done. So, I called American Home Shield and told them I wanted to cancel my contract. Also, another problem is that they had already deducted the $125 service fee from my checking account, and I got nothing for that. Finally, they came out a couple of days later to take care of the problem. I told them, "You guys need to bring a snake because this line needs to be snaked."
They came out with a snake but it was the wrong size. The tech should have known what he was dealing with. He didn't even put his hand inside the drain to check what size a pipe was coming out. It was just, "Oh, I can't get the snake in." The other place where he might have been able to put the snake in was too cramped. So, he said that they would have to jackhammer that up in order to put any kind of a snake down.
It's complete and utter chaos. I got nothing for what I thought I was paying for. And then the company tried to offer an incentive of me staying on the contract. I was telling them I wanted a refund of my payment because nothing was ever done. They said they can't cancel the contract unless I want to pay a $50 fee. I said, "So, you're going to refund me my $125 and charge me $50 to cancel the contract? Seriously?" They said it has to be one or the other. They'll refund my $125 if I agree to stay on the contract. I told them that won't happen.
Finally, I got an email from the company saying that they were refunding $826 and whatever charge, but they were charging me the $50 cancellation fee. I'll never ever deal with this company again. The contractor tried to do his best to get the job done. Another problem too is that he told me if he were to snake the line, it would cost over $1,000. I had a guy come and snake my line a couple of years ago, and he charged me $150. I'm not paying anyone $1,000 to camera the line.

American Home Shield called out a service company to fix my air conditioner. They needed freon so I paid for freon to the company. Two or three days later, it broke again. They didn't find the right leak so American Home Shield called the same service company. The repairman came back out and found another leak. He said he was not gonna charge me for freon 'cause it wasn't my fault. Three or four days later, it started leaking again.
American Home Shield said they were gonna send another company out for a second opinion, which is Beaches Air. This is the second company, but this is the third visit in less than 30 days. Beaches said it was gonna be $1,040 for freon. I tried to escalate it up to disputes in American Home Shield, but they never called me back and wouldn't take my call. They just ignored me. I need heat and air conditioning so I wound up having to come out of pocket with Beaches, to another $1,040. I could have bought a half a system for what I paid for freon.
I want my $1040 back. I'm leaving American Home Shield the minute I find a chance and I get time. I'm gonna write them up on every consumer thing I can possibly find to talk until they give me my money back. For a while, I had American Home Shield on my personal property and my rental property, but the deductible went up so high. I just did it with the property in Florida but I'm very dissatisfied them.

American Home Shield has been phenomenal for every claim I filed since I became a customer. They reached out to me within 10 minutes that I filed my claim about an electric issue. They informed me that they got my claim and that they’re gonna send it to the company. Then within 30 more minutes, the company had reached out to me about an appointment. I told them the days and they said that they were available tomorrow. They contacted me the day of just to confirm again. And when they were on their way, they sent me a text message to let me know. They got there within the stated timeframe.
The rep came, investigated everything, told me exactly what the problem was, and that it's absolutely covered. I have the same problem again on another piece of the equipment. He said, "Hey, you can go ahead and call American Home Shield if you want and file another claim at the time that it breaks. But it is gonna be the exact same."
After talking to my dad, we went ahead and got the other thing done. And I paid the same deductible. He installed it and within 45 minutes, I was back up in business. The gentleman was very professional and respectful. I would definitely use United Garage Doors again.
Getting a home warranty was one of the best things that I've done. I only got it three years ago and I've lived in my home since 2012. So I went a lot of years without a home warranty, and thank the Lord, I was very lucky during that time that I didn't need one. Now, I am able to contact them about any of my homes that are on the list. So I tell everybody that if they’re thinking of buying a house, to factor that in. You are paying for the cost of the service altogether because you don't have something break every time. Think of it like a portion of your mortgage. But when you have something break, it's very significant.

The tech from United Air had to come back because after he installed the garbage disposal, my dishwasher was backing up when we turned it on. When he came back, he discovered that a plug was not removed from the new garbage disposal. That's why water was backing up and not draining into the sink. The tech got it taken care of. However, when the plumber came in to install the new garbage disposal, he stated that I'm only authorized the basic one, and the basic one doesn't have the unclog button where you can use a wrench to unclog it. It's the cheapest garbage disposal they could install. He offered me an upgrade, but the upgrade was 200+ dollars. I said, "I'm not gonna pay any upgrade if I'm paying." I already have to pay a deductible, then I pay them once a month. I feel that when you're paying them that kind of money, when you use it, you should be given the best, not just the basic. I should have gotten a better garbage disposal.

The first visit, he checked them all out. He did the dryer in one visit with the light bulb. But he had to order parts, which I understood because you don't always have everything in a truck. Then they came back and they replaced the washer part. It was working. They also replaced what they thought was wrong in the dishwasher but found another problem when he tested to make sure it worked. He had to order another part and come back the third time.
I set up those claim online with AHS and it worked wonderfully. I had a response back in minutes. D&A got ahold of me within a day. It was the very next day they called and made the appointment. He was a bit annoyed that the water was in my washing machine. It sat there for 4 days, so it didn’t smell well. I had to tell them not to dump the water on my patio. It wasn’t a happy cheery person who came to help me. It was more of a burden to him. He could be a little more pleasant. He had a young man with him who was learning and he was very polite.
The washing machine is perfect now. This was my first claim with American Home Shield, and I was skeptical at first. I wasn’t sure if they would charge me. When Ace Maintenance & Repair called to schedule the water pump replacement, I asked about the cost, and they told me it would be fully covered by the insurance. I was pleasantly surprised because it went exactly as they said it would. I paid the service call fee and didn't have to pay for any parts or any additional labor, so I was very happy about that. They scheduled me right away, so I only waited two days to get somebody here. I waited two business days to get the parts and have the washing machine fixed. It was a great experience, and I tell my clients now to get American Home Shield.

The spring on the garage broke so it wouldn't open. Magic City was sent by American Home Shield. The technician diagnosed the problem. He was quick at getting it done and he explained to me what was wrong. American Home Shield says they cover some things and then once somebody diagnoses them, then they only wanna fix part of it. For instance, my hot water heater is covered. They'll pay for the replacement of the heater but won't pay for it being put in. What good is it paying for the hot water heater if you're not gonna pay for putting it in?
Also, if I have two things that requires a plumber, I have to pay separately for it instead of having one plumber come out and do both jobs. I have to schedule twice. So, that's $200 for one person who could come out and do it all. Other than those, my sink was falling in and they did fix that. They made sure they stuck with me with the air conditioner no matter how many times. I've had them out here three times for the AC. They've done a great job with the air conditioning.

I got online and submitted a claim to American Home Shield when there was an advertisement saying, "It's fall. Get your HVAC system inspected." I paid $100 online for the inspection and cleaning. The claim seemed to go well. The guy who came out was very knowledgeable and gave me some feedback on the way the system worked. He was very confident. I can't say enough good things about him. Overall, I haven't had a lot of experience with American Home Shield per se, but the experience with this particular company that they sent out went smoothly.
Thank you so much for sharing your positive experience with us! We're delighted to hear that the process was smooth and the HVAC contractor provided great service. Your satisfaction is very important to us, and we're glad to hear that our service gave you peace of mind. I've had American Home Shield for two years now. They have good service. I would recommend them. I live in a mobile home, and when I bought it, it was five years old. It got to where my appliances were getting towards eight years old. I already had someone out to do repairs for me, so I knew what the cost was. That's why I decided to go with a warranty plan. I've used them a few times for different issues. They are very prompt when a call with an issue. They send out local people who are very professional and knowledgeable. They're quick to resolve the problems, and I've never had an issue with them. My only problem was, even last year, and I'm sure it's coming up this year, AHS will raise the premium up per month significantly. It was $20 a month. As a senior citizen on just Social Security, that will be an issue. I called them about it and they adjusted it for me. I appreciated that.
My propane furnace wasn't blowing out hot air. I called American Home Shield because I had a credit for the $125 service. The agent there had told me when I needed to use that, to not do it online but to call them and request it. I called them there to give them more detailed directions. They called me to see what the actual issue was. They couldn't tell me what the contractor will do to fix it until they came out to see what was actually wrong with it. However, I had all the contractor's information. The tech checked all the maintenance of it to make sure it heated correctly. It was hardly blowing. He adjusted that also.
Thank you for sharing your experience and the great review! We are delighted to hear about the positive service you've received from American Home Shield, particularly with regard to your furnace issue. It's pleasing to know that the claim process was straightforward and that Chesapeake Comfort System LLC's professionalism met your expectations.
We also appreciate your candid feedback about the increase in premiums, and are glad we could provide a resolution suited to your situation. Our aim is to ensure that your coverage remains both comprehensive and affordable. Your satisfaction means a lot to us, and we welcome any questions or specific service needs you have.

I had two claims, one was a heating check-up and another one for an AC issue. With the low heating, free tune-up, it took a little bit for that to get situated, but I didn't need it in the meantime. For the AC issue, the contractor came out a couple of days after I sent in the claim. It was cool. The AC wasn't blowing as cold as it should have been. American Home Shield had somebody come out and check everything. The guy told me that I needed to get a couple things, even though everything was working fine enough. It was just my unit was a little old and he wouldn't be able to do any repairs. We're gonna have to replace it.
The guy said he added Freon to the unit and that it was completely empty and used that as leverage to try to sell me on a new unit. I know it wasn't empty because it was already checked beforehand. I called back to get information on it. When American Home Shield called them, they said that they didn't. But the guy ended up trying to sell me a new unit. He told me that if he was able to give me a new unit, I can pay him a difference. It was $4,000 to $5,000.
The other person that came in here was amazing and walked me through everything and gave me timelines for it. But I didn't like that he whispered to me in my own home when it's just me and him there. It was like he pulled me to the side of my own house to tell me a secret. But he was very knowledgeable, patient, and explained everything as well.

But they said they couldn't order the parts, and they were able to order the parts. It was between JDS and American Home Shield on who was supposed to be ordering the parts. Once they got the parts in, after several weeks, the parts wasn't able to be repaired. My air conditioning wasn't cooling. I called American Home Shield, and then they got ahold of the company. They came out the same day because it was an emergency. They were great. They told us that it was not repairable, and that the only option was it was gonna have to be replaced. The claim was for our vacation home. It's in the desert, so it was about 95 degrees out. My daughter and her husband and another couple who both have two-year-olds were there. One girl was pregnant. My daughter also has a three-month old. They couldn't stay in the house because it was too hot. When I did call American Home Shield, I told them that my kids were out there and that it was urgent. They ended up spending the night at a friend's house across the street.
When Airzona Comfort Solutions called me, I said, "I hate to be like this, but it's urgent." I was hoping that they were gonna come out and fix the air conditioning so the kids could stay there for the week. My daughter dealt with the technician. I did talk to the technician on the phone. I would highly recommend American Home Shield. They did a great job. I was pleasantly surprised that I was able to get a new air conditioner except for a small amount of permits and a few other things that wasn't covered. Airzona Comfort Solutions was very surprised at how quickly the air conditioner got there. They called me three weeks later and they told us that the air conditioner was there. That was so quick. When we bought the house five years ago, we got the Realtor package where the seller provided a home warranty from AHS. I am very glad that I renewed it. I've told a couple people, "Keep your warranty. If it's American Home Shield, don't let it lapse."
Thank you for sharing your detailed experience. We’re delighted to hear that American Home Shield and Arizona Comfort Solutions were able to assist you promptly, ensuring your family’s comfort during such a crucial time. It’s fantastic that the process was efficient, minimizing the disruption. We appreciate your recommendation, as customer satisfaction and a quick resolution are our top priorities. Active Appliance Services came for the dishwasher. I sent them a picture exactly what it was. It was the spray arm. They didn't have to come to see that the spray arm had a small hole inside. I sent them five pictures of it. But they said they needed to come. I told them that they were the second opinion because the first opinion said it was normal wear and tear. But they still came to look at it. I didn't understand why it took the tech over a week to diagnose the problem. I kept calling them. I also kept calling the American Home Shield and I asked them what was happening with my dishwasher. They told me that they were waiting for the report. Unfortunately, I called Active Appliances three times and they said, "Oh, it's not normal wear and tear. It's done deliberately."
It's impossible to do it deliberately because there's no access to this arm spray. It's hidden behind something there. But American Home Shield denied the claim. So now I have to go buy a new dishwasher. American Home Shield is not worth it with the aggravation that you go through. I'd rather not have it and already buy this machine than try to deal with American Home Shield and wait and then denied. It was not the first time. I can prove them that they're wrong but I don't have time to take them to court. It's just not worth it. They like to deny everything.
American Home Shieldshould have the option to talk to somebody in America. The reps are all in the Philippines. It's annoying. They all say the same thing. "We apologize. We cannot do this. We apologize." I'm asking them to email me the contract because they were telling me context of the contract. I said, "Can you please email me the contract right now so I can look it?" But they said, "Oh, no, we can't." Half of the things that I ask them to do, they cannot do.

All of a sudden, the pressure went low and I thought the water heater was shutting down. But when the plumber came, he told me there was a leak in the pipe and there was nothing going on with the water heater. So, he requested from American Home Shield that they approve having the leak found and he put it in as a repair for the pipe. So, they dug the hole and came in to start the repair. That day, they realized that they said all the pipes were rusted and all of them needed to be replaced. I had to then pay extra money. Then they scheduled to come back out a couple of days later to replace the pipes and they had the inspection. Then, we had to add grounding wires because the pipes were no longer copper and they filled the hole.
The contractors were great and the project was complete in almost two weeks. So far, everything seems to be great. They told me that the water pressure wasn't as high as it should be, but that's based on the city, not on them. And they told me if I wanted the pressure to go up, I would have to request that through the city.
Whenever I need a service, sometimes I submit my claims with AHS online, sometimes I call. For this claim, I did it online and the process was not difficult. I've never had a problem with putting in claims with them. They could pay me for having to pay for those pipes, though. But that's the only thing. I like having the warranty because, me being a single homeowner with one income household family, when things have gone wrong, I've been able to depend on them to get it fixed normally without spending extra money. This was the first time that I've had to come out of my pocket for a repair and they told me that they only covered the first $1,000. One time, when I had to upgrade my water heater to bring the house up to code, it was a couple hundred dollars. But this time, it was a lot.
I've recommended AHS to family members and friends. Having the warranty gives me peace of mind. When something goes wrong, I can call them, pay my co-pay and, within a couple of days, usually my problem would be solved. Their customer service has been great as well. When I've called, the people have always been super nice, polite, and made sure they were clear on what I was asking for. I've had American Home Shield for 20 years and I've never had a problem with any of the service providers that they've sent.
Thank you so much for sharing your experience with American Home Shield. We're delighted to hear that over your 20 years with us, we've generally provided the protection and peace of mind you expected. While we understand the recent unexpected out-of-pocket expense was significant, we're glad you're satisfied with the improvements to your water pressure and the professionalism of our contractors during the repair process. It's been pretty difficult to get anything done through American Home Shield. They take forever to respond. I'm considering canceling. When a claim is denied, they're really, really fast to get back to you. But if it's been approved, it takes forever. Even when a claim is denied, they say they notify you, but they don't, and then you're outside of the window to refute it. So, then there's nothing you can do.
T Mayes came out for a faucet leakage and a toilet issue. They tried to fix the faucet and they did. However, once they fixed it, there became an issue with the water pressure and flow that didn't happen before. That was not why I called them out. It was for a leak. I told them that it wasn't a problem before. But American Home Shield doesn't care because they don't cover that. So, they fixed an issue and created another one, and there's nothing I can do about it other than pay for it and fix it myself.
They also came out for a toilet. The guy told me one thing and then he reported something different and said it was a vent stack issue. I then had four other plumbers come out on my own dime to give me a diagnosis, and they all just said the toilet was needed to be replaced. So, then I called American Home Shield and asked for a second opinion. After waiting on the phone for what felt like an hour, I was finally able to get a second opinion.

I was with American Home Shield over a decade before I canceled them, then they told me that it's better and I renewed. It wasn't though. They scammed me out of an oven they were supposed to replace. Since it was not in, they just made me take the amount and said that I signed up for a package that wasn't enough to cover the oven. It was a whole debacle. Now I still don't have an oven because what they forced me to take wasn't even enough to get a new double wall oven of any brand. It pissed me off.
My oven was sparking and it was dangerous. American Home Shield sent out five contractors then told me that a part of why I didn't have enough is because I had to pay for the contractors to come out. I said, “Wait a minute. Why am I paying for the contractors to come out when this is what y'all came up with?” The first contractor was rushing and crazy. It was a mess and I'm over it. However, I won't be renewing with them because they're scamming people left and right. I've heard that for years from people, but I see it now to be true.

The refrigerator would not come on at all. I went online to American Home Shield like I have done before, and I put the claim in that way. The repair company ended up calling me and the lady there set up an appointment first. The appointment was supposed to be on the 9th. Then right before the 9th, she called and said, “Do you mind my technician doing a video?” At that point, I told her I don't think they should do a video. They should come out and look at it. She assured me he's a master technician. He's been doing this for a long time, and the video is gonna be good. So, I agreed and he called my husband because I wasn't at home and they did the video. After they did the video, the lady said the tech had to order a part. She pushed the appointment out to the 12th.
The guy that ended up coming out wasn't even the technician that my husband initially talked to who did the video thing. He was getting ready to leave when I was walking in the door, and I thought the service was done. When he had my husband sign a paper and when he left, I asked my husband is the refrigerator was working. He said it was not since because what the guy had wasn't the right part. He said that the refrigerator needed a board and they needed to order that part. We were without a refrigerator for 30 days. So, I called American Home Shield to let them know, and it was like they didn't care.
The one thing I liked about AHS is I did have a service where I didn't have to go and replace appliances to where something is broken or I'm paying out of pocket a full amount at one time. However, I didn't like that when this one company couldn't do what they were supposed to do, and I'm requesting them to send me out another company or refer me over to another company, they were telling me they couldn't. I feel like that needs to be improved to where if this company can't get the job done, nobody should be without something.
Warm regards,

However, when I first signed up with AHS, I had a plumbing claim. There was, "If we can't fix it, we'll replace it." Now, "If we can't fix it, we'll give you a percentage of it." That's my biggest complaint with AHS. But I’ve been with them for ten years now and I haven't had anything big enough that would require a replacement yet. I know my dad had them when he was alive. We had a water main break a month ago in the neighborhood. Everything came back, but then I started noticing that the pressure was dropping. I called the water company and they came out and looked and they said it wasn't a water issue, but my water pressure regulator needed to be replaced. They told me I needed to get a plumber. I thought about calling one but I remembered I have a home warranty company. I called AHS and put the request in. Submitting the claim was fairly easy for the most part. There were just times where it was hard to understand the gentleman that I was speaking with. He had a heavy accent.
The guy who showed up was very professional and nice. However, I have a two-car garage and he just pulled up in the middle of the driveway. I thought that was a little odd. Most people who come to work on the house, they park on the street. Not only was I blocked in if I wanted to get out, my daughter had just left to run to the store and she was coming right back. But he pulled over and apologized. He got to work and when he finished, he took a picture of everything that he did and showed it to me. It was okay that first day. But now, it's back to being slower than it was before. I wasn't sure if I should call them back. AHS has been pretty good. However, when I first started, the monthly payment was 40 for one year. Then it went up, and I got no notification about it.

Every time I call American Home Shield, it is five to seven days minimum before I ever see anybody at my house to repair anything. They are terrible.

I put together the charges for my ice that I had bought over a period of four weeks and came to a total. When they got here, I showed them what I felt was a fair price. They said they don't do that.
One of the guys also left and went outside. He came back in and said they were leaving and they walked out the door. But they didn't even push my refrigerator back into the wall. I couldn't even open up one of my cupboards. When I asked them if they were gonna fix it, they said no. I had to wait another week and a half for Sears to come out and fix it. I haven’t had a problem with American Home Shield. It doesn’t take long for a contractor to come out. We had water building up in the tray from the air conditioning and it wasn’t draining the way it’s supposed to. The contractor who came didn’t have to do anything and just gave me a lot of good information. He said that by cleaning the filter and putting it back in, it sometimes blocks and causes a freeze. I cleaned the filter out and it seemed to be working. But since the weather has changed, it’s hard to judge.
The claim I have going right now is for a refrigerator claim that’s got a bad fan and a light switch. We got the light switch in the mail, but they can’t seem to get the fan yet. Either the manufacturer doesn’t have it or doesn’t make it anymore. So they’re looking to get it some other way, and I’m hoping they find it soon.

My experience with AHS has been great up until this summer. Their customer service reps don't really understand the English language. When I was trying to ask them a question, they just kept repeating an answer that I did not even ask. There were certain words that the contractor used, but then they turned it around and said, “It meant this.” There were also things where I read my policy and I said, “In the policy, there is a note that says certain things were not covered, but if certain things normally are not covered but are required for federal compliance, then it is covered.” I showed them that. I pulled it up but they said it’s not covered. I asked for a supervisor and the supervisor just repeated what they said. I'm a paralegal. I've been in the legal field for 21 years. I know what a contract looks like. So I ended up paying over $2,000 out-of-pocket when it should have been closer to $1,500.
I also asked them several times, different representatives, where is their corporate office located and none of them knew. That's concerning to me. They only know a script and that's it. I've had claims with AHS before and I've never had an issue. But I have been thinking about shopping around because right now, I'm scared because I have a dishwasher that is going out. I had a service call and the contractor came and said the way American Home Shield is, they're cheap and they're gonna try and find the parts even if they don't work. It's gonna be months before I get them to come to a realization that it needs to be replaced.

When I got the Bosch dishwasher, I thought I was having a problem with it. I called American Home Shield and they said to call Bosch as my warranty with Bosch was still in effect, which I did. It was already a problem before American Home Shield took over the warranty. A couple of days ago, a contractor was here and the people were very conscientious about it. They've been out here three times. When the dishwasher stopped, there was water in the bottom of it. It was not draining. Even the repairman saw the water in the dishwasher. He told me he checked all the codes that Bosch has and it says it's okay.
I've been with American Home Shield for 27 years. It was very good then there was a downhill period. They were picking a whole bunch of people to do the warranty work but I don't think they were up to snuff. But this company I use for the dishwasher is top notch so I think things are getting better. I've been very pleased the last couple of times with the quality of service people that came out here. I shopped around because I knew my contract was coming up but I got annoyed by another home warranty company. They were less expensive than American Home Shield but they don't need to contact me 10 times a day because I asked them a simple question. I'm gonna stick with American Home Shield.
Thank you for being a loyal customer for over 27 years, and for sharing your recent experiences with our service. We're pleased that you're noticing improvements and commend the exceptional efforts of the plumbers and service technicians at the Texas Gulf Coast Service Center. Your feedback is important to us. I was under the impression that I had coverage for the actual garage doors, but the coverage was on the garage door openers, which I did not have any issue with. I tried to make it clear that I needed help winterizing or potentially replacing the garage doors, not the openers. The technician from Flash Garage Doors, sent by American Home Shield, confirmed the fit of my older doors but suggested they might need replacing. However, when he checked with American Home Shield, it turned out I didn't have coverage for the doors themselves. I ended up paying $125 without resolving the issue as I had hoped.
The customer service from American Home Shield is usually pleasant and I've benefited from them handling different home repairs over the years. I've had AHS for about four years and I had an agent call me a few days ago to renew AHS, and she sold me on them. The platinum coverage was a good sell which is about 20 bucks more than what I had been paying a month for the service. I wish that when they call, it's specific to your needs and that they acknowledge that they can look up what my policy is and whether or not I have coverage on a garage door.

American Home Shield's customer service team tries hard. Nobody's ever rude or dismissive but sometimes, they can't get anybody to help us because they can't find anybody to help. I don't think I would recommend the company to anyone, but it's useful for what we need. So, we continue with it. Sadly, we don't get the top-tier people to fix things. The warranty covers fairly well, but then there are a lot of things that it doesn't cover. With the amount of premiums that we pay, everything should be covered.
Thank you for sharing your detailed experience with us. We sincerely appreciate your long-standing commitment to using our services. We regret that you've experienced challenges with securing timely service and are attentive to feedback about the increase in premiums over the years and the quality of available technicians. Your insights about needing multiple repair visits for clear-cut issues highlight the potential areas we need to focus on for enhancing overall customer value and satisfaction.

I'm a Realtor, so I always give an American Home Shield warranty when I close a house. I like the service because it covers all my appliances and everything I need it to. I know they're gonna send out somebody reputable. If they don't, I can request somebody else. I've been doing this for 25 years, so I know how the warranty works. I like how easy it is. I pay so much per month. The fee has gone up quite a bit. That's a bummer, but that's the only thing negative I have about it. It's easy and it gets the job done. It's much easier than carrying an extended warranty on your appliance because they put you through the trenches.
When I bought my Frigidaire appliance set, I had problems with my refrigerator right off the bat, and it was so hard going through them. It was the same with my garage door opener. When I went through the company I bought it from, there's a brand on it, so you deal with the people with the brand. They said, “Oh, you bought it at Home Depot.” They put me through an endless tunnel of crap. AHS cuts to the chase. A contractor comes out. They fix it. I pay. It's done.
I recently went to the website and made a claim for my dishwasher that is off-balance. I made an appointment. Almost immediately, AHS gave me who it would be and when, and that they would contact me. The tech was very thorough, friendly, knowledgeable, and polite. I was standing right there, so he showed me what he was doing. I paid the $125, but there was a $48 charge. I don't understand why. Normally, it would just say I pay the 125 bucks. I've been meaning to look into that.
Thank you so much for sharing your positive experience with American Home Shield. It was a really bad experience with American Home Shield. I didn't have hot water for a month. When we finally got to the bottom of it, the claim wasn't put through until two days before. I know they can't guarantee the right water heater, but the one I got was well under what I had. It was really disappointing. I've never had a problem with American Home Shield until this happened.
The plumbers did a great job. They had to put in what American Home Shield gave me, and the work was great. But when I replaced the water heater in 2006, I didn't have to pay anything. This time, I had to pay $750 on top of everything else. I called American Home Shield and said I wanted some kind of compensation for all this hassle and everything that I went through and to update my plan to make sure I could get back into a special. They were supposed to call me back in two days, but they haven't called me back since.
I understand how frustrating this experience must have been, and I truly appreciate you taking the time to share your feedback. We’d welcome the opportunity to speak with you further and address your concerns.

Our hot water tank went out. The first time I tried to do the claim with American Home Shield, it coincided with the day they were having issues with the phone system. I tried to call in the morning but I wasn't able to get through until around the lunch hour. It took about a week for a contractor to come out. We denied the first the contractor that American Home Shield tried to give us because we had issues with that contractor not doing a good job on a visit to the house. We didn't want to repeat the business with them. However, American Home Shield didn't switch contractors right away even though I spoke to some of them on the phone and told them not to send that company. They seem to have a language barrier of some sort sometimes with some of the agents.
When a contractor finally came out, they had to order the boiler and the parts. That took about a week. It was just this past Monday that we got the boiler repaired. It took about two weeks. This particular contractor, Rockland Plumbing, was pretty professional and knowledgeable about fixing the boiler. We were happy with their service.

The water in my dishwasher was not draining and it was easy to turn in the job online, but it was really difficult to get American Home Shield to really help me. The first vendor that showed up said the issue was one thing, and therefore, American Home Shield wasn't gonna cover it. It got to the point where I had to escalate the issue to a manager, but it took forever for me to even get in touch. They wouldn't let me talk to a supervisor or manager. Some of the customer service workers were nice, but they weren't very well-trained or helpful at all, or they would be very short and just have a talk track like, "Oh, we understand that you're upset. But per the rules, we can't cover this just because per the rules." It sounded like a machine. They weren't trying to help me and good customer service is always somebody who's trying to figure out a way to go the extra mile to help you because it's a service.
The second vendor, Elite Appliance, came out for my dishwasher last Monday and they were super helpful. They said, "Nope, it's actually something else. You didn't do anything wrong," and then American Home Shield covered it. There was something wrong with the pump and they just needed to replace it. Things are working now, but it took three weeks to get to this point. Elite always does a great job. On the other hand, that was the first time we've ever worked with the other contractor, and it was odd. It also took hours and hours on the phone with American Home Shield and calling back and forth the different technicians to get something that would normally cost $200 to $300 to fix. I looked it up on Google. It took so much effort and time, and I pay American Home Shield so incredibly much every year.
I've had American Home Shield for over 10 years. I heard from people that it's a good idea to have a home warranty for appliances and there have been times where things were fixed, but more so than often, things aren't fixed. They'll say XYZ is not covered for XYZ reason. It's like any type of insurance. People keep some type of insurance for the big things and I'm always afraid to get rid of the home warranty because there have been times where I've gotten rid of something and then something catastrophic happened to my house. So, I keep them on, but although their rate's going up every year, I feel like their standards go down. I've heard there are other companies out there, so I'd tell people to shop around first. They should do their research and look at the Google reviews in advance before choosing someone.
Thank you for sharing your experience with us. The challenges you faced in getting your dishwasher issue addressed are understandably frustrating, and we apologize for any inconvenience caused. We're glad to hear that Elite Appliance could swiftly resolve the problem, despite the initial setbacks. Your feedback concerning the claim process, cost concerns, and customer service interactions is very valuable, and we deeply regret the feeling of dissatisfaction this may have left with you. Please reach out with any ongoing concerns or further details that can assist us in making improvements.

I was unhappy with both of them, especially my dishwasher. The tech didn't program it, so all my cycle said five hours. He didn't take the time of double checking it when he put the new part in so I had to wait another two weeks for that. My experience with American Home Shield has been average. We had an AC claim recently. Scottsdale Service Company came out. The tech checked the unit over, he said it was working fine, and that was the end of that service call. About the concern that we had, he said it was normal wear and tear on the unit. I'm not taking away from the young man that they sent out, but I don't know what his level of experience was. He was a very young guy. Sometimes, I just wanna make sure that the people that AHS are sending out have the experience on working on these systems, especially in the state of Texas because we got our air conditioner that runs 10 months out of the year. AHS should ensure that they're sending people out that have the expertise to review whatever the issues are.

Several of my appliances were broken, including the ice machine, washer, dryer and refrigerator. I spoke to the young lady and told her to schedule someone to come to my home between 8:00 am and 12:00 noon versus in the afternoon. She set it for Monday and said that they would let me know as the day gets closer to the representative. And she would let him know the situation. I waited for a whole week, and before I even scheduled with her, I said that if it wasn’t gonna work for their guy, they should let me go with another company because I need these things done and can’t adjust my schedule. She said they would work with me. But on the day of service, she told me the guy couldn’t come. I reminded her that I asked her to just let me cancel if the guy couldn’t come so I could go with somebody else.
Then, I got Majestic Appliance. They were amazing. The guy assessed the situation and within a week, everything was up and running and good to go. I'm happy, and all is well. I’m disappointed with American Home Shield though. The year before last, my rate went from 80-something dollars up to 120 so I called them. I understand that inflation is happening and everybody is incurring additional costs but I don’t use the warranty every year. I've been a member for a long time and it bothered me to have my rate jump like that. This year, $157 came out of my checking account. American Home Shield said they gave me a notification, but I don’t recall seeing one. When I saw the rate, I told them it wasn’t gonna work for me. I'm gonna have to start looking for other companies that offer the same service. Another thing is, not only did the monthly payment go up, but so did the cost of bringing someone to my home.
The rep gave me three options. If I stay with $157, the service fee will remain at $100. If I choose $125 or $128, the service fee will now go up to $125. But if I do $139, the service fee would remain at $100. So, I chose 139. The rates are going up but AHS is not giving me anything. My rate went up almost 37% in one year and I wasn’t okay with that, but I kept the service because it’s just me and my kids, and I rely on it. The service changed, too. I now have to wait a week for an appointment. Before the price increase, someone could come out the next day.
I also had a problem with my shower before and had no water in my bathroom. It took one to almost three weeks to fix and that’s not acceptable, especially when I’m paying more. My rate keeps increasing while the service keeps getting worse. Those increases are significant for me. Even $100 a month is hard to manage, and $157 is excessive. If the price is going up, the service should be improving, not declining. I’ve been with American Home Shield for many years, but this isn’t fair. I plan to look for another company before the end of the month. If they want to charge new customers more, that’s fine, but long-time customers should be treated better.

We had American Home Shield for several years at different homes, and at the end, it turned out to be a waste of our time and money. They take too long to dispatch a contractor. Instead of sending a repair guy out several times, perhaps they should replace the item. I understood that's what was supposed to happen, but they never did. They just kept sending somebody out. That happened with our dishwasher, our microwave, and our clothes dryer. We just replaced the clothes dryer on our own because we got tired of dealing with them. The contractor had already been out three times but the issue never got resolved, so we canceled our service with American Home Shield.
Thank you for your feedback and for being with us over the years. We understand the frustrations you've experienced with the timeliness and resolutions of your appliance repairs. Ensuring satisfaction is paramount, and we sincerely apologize for the repeated service calls and the inconvenience you've faced. Please know we are looking into improving dispatcher times for contractors and offering more flexible contractor options. Your concerns surrounding repeated unresolved repairs should not be ignored, and I encourage you to reach out to our team via email. We are here to prioritize and address these issues promptly. The counterweight went out and All Valley Appliance said we needed a new counterweight for our washing machine and American Home Shield denied the claim. We've had our washing machine for about 10 years and they assumed we were overloading it. We're a big family and use a washing machine every day. I'm not surprised that the counterweight would need to be changed eventually. I called American Home Shield to cancel the policy. They offered to let me not pay premiums so that I could save up the money to have the washing machine fixed, and then All Valley wouldn't fix it. It took me two weeks to cancel. The customer service rep kept saying somebody was gonna call me but nobody ever did. I had to call them and finally, an email confirmed the cancellation.

American Home Shield sent The Local Plumber to my home. They didn't work out too well. It was not a positive experience with them. I needed them to change one thing, and there was some sort of miscommunication where the tech thought that I was asking for something else that he couldn't do. It was a strange ordeal. I just hired somebody else to fix my issue. American Home Shield was fine. The issue was the company that was contracted.

It is very important that you get a warranty on any home that you buy no matter if it's a new or an older home. If you choose to go through a home warranty program, choose American Home Shield, because their coverages cover the most important things that I didn't think I would need. Everything was new, but some things happen.
I went through AHS's app and chose the option for plumbing. It asked a few questions about what type of plumbing issue, and it said water heater, so I selected that. AHS said, “Someone will be in contact with you between 24 to 48 hours." I submitted it on Friday. Somebody called me by Sunday, and somebody was able to look at it Monday. I didn't expect anybody to call me on a Sunday, but they did. They were very helpful. They even asked me if I had any questions about the coverage and explained in detail about what I wanted to know as far as what else things I can get covered or what else does my home warranty cover, too.
A technician came out, looked at it and confirmed that it needed to be replaced. He came back after two days to replace it. He was very professional, knowledgeable, and quick with fixing the issue. My issue was fixed by Wednesday or Thursday. It has been a good experience because even though I had issues, they got rectified right away. I was able to speak to somebody who knew my issue, and directed me to the right person I needed to talk to. It got fixed all within a week. I liked how expedited things get done.

I've had American Home Shield for three years. I'm retirement age and I don't have the money to replace things or get them fixed, so I chose to get a home warranty. They're slow, but they've been good to me. I had a refrigerator that wouldn't get cold and it was easy to submit a claim over the internet at their website. I dealt with Sears before, and they told me that that was who was gonna come. The technician was very nice. It just took over a month for them to decide that my refrigerator wasn't repairable. So, right now, nothing's working well. I've been dealing with a refrigerator in the basement instead of in my kitchen. American Home Shield sent me a gift card invoice to buy a new refrigerator. I'm disappointed with Sears though.

I've had American Home Shield about three years. My brother had it and he referred it to me. He had a couple of things happen in his house and they replaced the items. It was encouraging to sign up for something like that. He helped me understand that it wasn't a scam. I like the ease of being able to go online and fill out a claim, but I couldn't find a couple things on the list when I went to file a claim on a couple things. I've also had trouble with the technicians' response times. I've called and filed a couple claims, and whoever they're dealing with doesn't do any visits on the weekends. Plus, they block out a four- or five-hour window and I'm out of work for the day. That's definitely something that should be improved to have the technicians do weekend visits.
On a different note, I had Comfort Temp Heating come out, and my interactions with them were very good. The tech said everything seemed fine with the unit. First, he explained what he was there to do, and then he told me what he did once he finished. He gave me a couple of tips about maintaining the unit as well. All in all, American Home Shield is a legitimate company.

Our appliance issue got fixed by Dream Appliance Solution and their tech is a very good service repair man. We've had him before and we love him. As far as American Home Shield, whenever I call, I would like to talk to somebody that understands me and is from America. That is a big issue for me. I've had the warranty insurance for many years, and it has been like that for a long time. A lot of people that I know who also have the warranty have complained about the same thing. I left one time for a while because of that. I wanna be able to communicate with people.
It seems like it's hard for where I live for AHS to find repair people that come whenever I need somebody without them coming an hour and a half away. When I first started with American Home Shield many years ago, it seemed like they didn't have as hard of a time. If I had a bad appliance, they would offer to pay more on a replacement. What I see happening now is they will come out 100 times to work on something before they will say the customer has to have a new one.
On the last product that I had to have replaced, the guy had to fight to get me a new appliance because Home Shield kept wanting to just come back to fix it. And he kept telling them that it wasn't repairable. It was not a safe appliance to keep repairing because it needed to go. He had to really fight a fight with them to get me a replacement. Then they didn't pay as much as they used to pay. That was a discouragement too, and that wasn't that long ago when I had that happen.

American Home Shield offered me a free service visit to service the furnace. There were two techs that showed up and basically, all they did was push the button to see if it would start. It wouldn't, so they called and set up a second service call while they were still there. I was called by American Home Shield and they said, “You're gonna need a new gas valve on your furnace. And the tech has one. And he can install it.” They charged me $125 for the extra service visit. The tech went back downstairs for about a minute or two, then they came back upstairs and said that there was a buildup in the line of our furnace. All they did was clean it a little and it was fine.
It seems goofy to offer a free service call when they were gonna turn around and charge me $125 to barely clean something. That seems like a bait-and-switch. What was the free service call for if all they did was push a button? I don't understand how that helped at all. I like that the fee gets paid off online instead of having cash to give to the tech when they get here. The price is right as well. I pay $23 a month which is reasonable. Recently, I had a plumber come out for leaking faucets in my sunken bathtub. The plumber called me that night that I filed the claim, and we discussed my problem. I took pictures of it and sent them to his phone. We talked on a Friday and they showed up on a Monday. They took off the cartridges that were frozen. They knew their job. They were clean, friendly, and on time. However, when I filed the claim online, it didn't have a spot for my particular problem. It didn't have anything about leaking faucets. I used Home Shield for the garage opener and 495 Garage Doors answered the service call on a weekend and then they came the following few days after. So, it was seamless. It was very prompt and quick. When the tech came, he was able to fix it within an hour. He did try to sell rollers for the doors. I told him no and he was good with it. The only thing I did not like was their follow-up from their company two days later. The rep tried to push me for the rollers and asked me if he asked me if I wanted them and if I'm sure I don't want. So there was more upselling on the phone end of it versus the tech. I'm sure they get a reimbursement for their contract with Home Shield with whatever work they do, and they get a flat fee, but it felt like over the phone, she was trying to get me to supplement that by getting extra stuff. Home Shield uses certain vendors based on where I live. They do good work. They're just energetic with sales.

READ before buying an American Home Shield warranty. I’ve been in real estate for over 20 years, and I’ve had countless clients purchase and use home warranties. I have NEVER had an experience as bad as this. At closing, the sellers paid for a 1-year AHS home warranty. The title company mailed the check directly to AHS. The warranty order was never opened. We repeatedly requested an order number or confirmation—AHS refused to provide either. AHS assured us that they would never cash a check without an order attached. After escalating, their accounting department “researched” and confirmed that not only did they cash the check, but they dumped the $750 into their MISCELLANEOUS FUNDS. I’m sorry—what legitimate company does that?!
Even worse, once they located the money, they still refused to honor the warranty or the original quoted price. Yes—could we and the title company have been in tighter communication and ensured the check included the order form? Sure. But who just takes $750, throws it into “miscellaneous funds,” and then never contacts the sender? Completely unacceptable. I have asked multiple times to speak to an actual human—a manager, supervisor, ANYONE. Still nothing. They’ve only allowed contact through an 800 number where you’re routed through a phone tree to someone who cannot help and cannot find your account… because there is NO order number. It’s a ridiculous circle of nonsense.
They now claim a refund is “in the mail,” with no tracking, no documentation. So at this point: The sellers are out the money. The buyers have no warranty they were promised. The title company and I are stuck in the middle. AHS is holding the money, providing zero service, and ignoring all reasonable requests. If I could give zero stars, I would. I hope this helps you when choosing a home warranty company—because this was beyond terrible.
I sincerely apologize for the difficulties you've encountered, and I want to thank you for bringing this matter to our attention. I’d truly appreciate the opportunity to discuss your experience further and work toward a resolution. Please reach out to us directly at socialmedia@ahs.com.

AHS is one of the worst "services" I've had the displeasure of working with. Just another parasite sucking the money out of homeowners, while offering hope and relief but instead dragging you along an endless string of smoke and mirrors until they can keep denying your claim(s). If the inspection showed no issues, but there are issues soon after we move in doesn't that indicate the unit broke after the inspection? They claim to provide service for units no matter how old, but they swing the unit's old history against you. I don't care how "unlikely" it may seem.
We paid for an inspection to check if things were functioning. We paid for the warranty because we knew the units are dated. We filed a claim because something is wrong with the units, and all they drop on is is that the unit's history of misuse that lead to its failure was pre-existing. Wouldn't that put every "old" or "used" unit in that category? We've been told the same thing with every claim. AHS, you contribute to everything that is wrong with homeownership. I hope you're proud of taking advantage of your "valued warranty members", with all your empty promises and cash-grabbing networking.
I understand how frustrating this experience must have been, and I truly appreciate you taking the time to share your feedback. We’d welcome the opportunity to speak with you further and address your concerns.

For my claim with AHS, Joey's Repair Company came out and did some work. The first initial issue that I had noticed was that the freezer never froze. It never got cold enough to freeze anything. A few days later, the refrigerator was warm inside again, so I called them again. I told him the work didn't hold up and they need to come back. He said he'd rather refer me to another company. He didn't want to continue the work.
the next time I talked to the American Home Shield, they said, “We still have to give him 48 hours before we can switch companies.” A company from Roseville came out. The tech said, “We're not touching that ‘cause Joey needs to finish this work. I'm not doing that either. Joey has to come out or they should get you a new refrigerator.” That man was in my house for all of three minutes. I was so upset. I wasted that whole day, because the time window was 9:00 a.m. to 1:00 p.m. and he got here at 12:59. I could have gone to work.
I told AHS and a third company came out. The tech ran some tests and checked to make sure it wasn't the circuit board. He came to the same conclusion as Joey. “This model is a complicated model because you've got this special compressor. Everyone has issues with it. I'm gonna recommend that they replace it because the repair is going to be very expensive and complicated to do.”
He submitted his paperwork, and then someone reached out again and said, “They're going to fix it. Wait for someone to reach out to schedule it.” That was a few days before Halloween, and it's been two months and my refrigerator is still broken. I don't know what we're waiting for now.I want some money back at this point. I'm not upset that the work didn't hold up. I'm upset that the first tech didn't come back to finish the work. I'm upset that they're not just replacing the refrigerator, ‘cause how many people do you have to send out before you just send a new refrigerator? That doesn't make any sense. But AHS’s customer service has been very nice. Everyone seems genuine and sincere, but it's something about the repair people.

I like that it's easy to be able to set up monthly payments with them. The communication has been wonderful as well. Recently, my dryer was coming on but it wasn't working. I went online to file a claim with American Home Shield and I got a text message saying who the contractor was and that they would be coming a certain time. They kept me informed and told me when they would be coming back out. They were very good. The dryer is working well now, so I'm happy.
Thank you so much for sharing your wonderful experience! We are delighted to hear that our service has met your needs so effectively. It's great to know that the claim process was easy and the communication with our contractors was clear and timely. We strive to provide reliable service, and it's rewarding to hear your satisfaction with our service and team. We're glad you chose us and look forward to continuing to provide the reliable coverage and excellent customer care that you expect. I needed some work done in a property that I own where a tenant is living. I did the service request through the desktop in the evening, then American Home Shield called me the next morning. It was less than 24 hours. They assigned Mile High Plumbing and while we had to reschedule a couple of times due to issues on the tenant’s side, they were very accommodating and understanding. They were great to work with my tenant. The third time was the charm, and when they came out, they did the work. They had to review a couple pipes that seemed to be clogged, and there was some concern about water spitting out of a faucet. A different plumber who had come out for an emergency visit a few weeks earlier had suggested it could be the pressure control valve. Mile High Plumbing checked all that and the service person explained everything to me. I was very happy.
Considering American Home Shield's price, I'm very happy when I only have to pay $125 for the tech to come out and then solve the problem until it's fixed, knowing that I'm paying a set fee every month versus having a trip charge and not knowing what's gonna happen. However, I'm not very happy when things don't go so smoothly and there are long periods of waiting in between. Before Mile High Plumbing, the previous call that I had to make to American Home Shield for the same property was for a dishwasher that needed to be repaired. Between the time I called and when the dishwasher finally got repaired, it was close to eight weeks. The guy had to come out three times, and every time the company ordered a part, it took 8 to 10 days.
In a world where Amazon can get people stuff overnight, it was incredibly frustrating for everybody when they were telling me it was gonna take 8 to 10 days to order a part, then they rescheduled the service. Every time I reached out to them, I would get some kind of machine. I had a few calls out to American Home Shield, and they just said they would contact them. Nothing became of that. So I called American Home Shield back and insisted upon escalation and a possible cancellation of my contract, and that's when people started moving faster. The guy responded quicker. That was a little frustrating both for me and for my tenants. The fact that I've had American Home Shield with a property in Florida since 2011 and on this property since 2021, it was very frustrating. With Mile High Plumbing, things went much smoother, probably because the vendor responded quickly and the issue was solved quickly.
We appreciate your detailed feedback and are thrilled to hear about your positive experience with the recent service claim for your tenant's plumbing issue. We're glad the process was seamless and that our contractor efficiently resolved the problem. Your mention of the previous issue with the dishwasher repairs is invaluable, and we apologize for the past inconvenience. Thank you for allowing us to serve you, and please let us know if there’s anything more we can do for your home warranty needs.

I had to call back and be very angry and someone told me they would cancel my account and I would get an email in 10 minutes and I never got an email. I had to call my credit card company to stop payment. I was a customer for seven years and this is how they treated me. Terrible. Would never recommend them.

I've been happy with American Home Shield for years. It gives us security. I submitted a claim recently because our heating went out in our house. They sent somebody out and the techs looked at it and replaced a component. That lasted about two weeks then, all of a sudden, it happened again. I called them back and they went up there and they replaced it again. It’s been working fine ever since.

I wasn’t happy with my recent claim experience with AHS. When I called and said the water wouldn't stop running in the bathroom, they said the soonest they could get someone out would be two days later. I had to cut off all the water in the house, and I had no running water, because I have well water and I couldn't let it just keep running. I was not a happy camper.
But when the contractor came out to fix the issue, he was nice. It wasn't the first time someone had been to work on that faucet. When the first person came, they stripped something in the faucet, and that's why it went back to running again, because I had called before about it running.
The AHS rep I interacted with was fine. I know their hands were tied. I asked them, “Is there someone you have for emergency?” But they didn't have anyone for emergency. They only have one plumbing company.
I have been looking at other programs because of the timeframe that it takes someone to come out. Then they're also not contacting me. I have to keep calling them. I also had reported my refrigerator and dishwasher because they were leaking. The Handyman Can said neither one of them could be fixed. But I never heard from American Home Shield.

The initial issue was a couple of problems with the motor. There was black stuff around the vent that went to the icemaker, making the icemaker break. The contractor replaced the motor and said, “Try to see if it works.” He said that since he replaced the motor, it should work. If it doesn't work, then I’ll have to manually defrost it, unplug it, open the doors, and leave it for 24 to 48 hours to defrost. He said to give him a call if it doesn’t work and he’ll come back to see what else is going on with it. But the ice maker is still broken, and I’ve been buying bags of ice for over a month.
When it comes to Hornet, I’d say AHS really has a good company with them. When I see Hornet’s contractor, I get excited because I know he’s gonna fix my stuff.
But, when my dishwasher went out, AHS sent someone else, and I don’t know what the guy did. So, the issue with the dishwasher was that I specifically asked the contractor if he could write up a replacement for the dishwasher because I knew it needed to be replaced, even though it is only two years old. The contractor wrote up the order saying the dishwasher needed another motor, upper rack, and a lower rack, and I said you might as well just do another dishwasher because technically you’re replacing the dishwasher with brand-new parts.
Then he said, “I have to write this up to AHS”, and then American Home Shield makes the determination. He messaged me back and said, “this is on back order with no ETA.”. The contractor made it seem like my dishwasher was older than what it was. American Home Shield cheated me out what the dishwasher actually cost. I ended up having to come out of pocket $500 on top of the check that American Home Shield gave me, and it was all because of what he wrote up. This is not making no sense because American Home Shield would have just replaced the actual dishwasher.
I have had the worst luck with American Home Shield. I’ve had them send out a plumber. The plumber flooded my bathroom, and I couldn’t say anything because he didn’t speak English. The water was all over my floor, and the ceiling of my garage was making water spots. My faucet doesn't turn the way it’s supposed to turn.
I have been very dissatisfied. I feel like American Home Shield don’t take pride in the people that they have working for them. At the end of the day, American Home Shield is only able to function for the consumer. There is a principle that you have to follow as a company to keep your customers wanting to deal with you and not go to somebody else.

The contractor came out and the guy was extremely rude. He was kind of talking to himself, saying that we don't know how to maintain the dishwasher. I didn't feel comfortable with him. He was telling me that he was not going to do complete repair at that time. He took out a piece of that dishwasher and left it on the floor. And then he didn't tell us anything.
I thought he was ordering a part because while going, he said so. We said okay. The next day, I threw that part away because it was lying on the floor and he didn't tell us to keep it. When he came the next time, he was asking me where that part is.
My husband didn't feel comfortable at all and we just didn't want him to come to our house. I called American Home Shield and I told them not to send the same guy there. They said, no, he had to come and finish the work. Again, he came and since he entered the house, he was talking to himself.
People do that. They just don't want to tell us, but they will talk to themselves and make us feel bad. It's exactly what was happening there. And we were standing outside because I didn't want to interfere. My husband was not at home.
When I requested not to send him again, they still sent the part to him. And then he didn't do anything. I said, "I need to know now what we're gonna do." He said, "I don't know. You can call American Home Shield and they will answer your questions." While leaving also, he was very rudely talking to himself.
This was not acceptable and I called Home Shield and said I already ordered the dishwasher. I do not want to have him come into my house again. If they can help me with the amount I paid for the dishwasher, I would appreciate it." Because it was not our mistake. Everybody who came before to our house never had that issue.

American Home Shield's site was fine when I submitted a claim for my refrigerator. The service was terrible.
Originally, AHS sent out Sears and the guy that came out spent about an hour trying to figure out how many pounds of Freon would go into the compressor, and then he goes, "Oh, I'm out of time. So we'll have to reschedule." I took off a day before that, but they never showed up. They sent me an email saying that they got too busy. They were unable to come and they had to reschedule me.
When they came out the second time, that was the second day I took off work. They scheduled another appointment. When I took the day off for the third day, they canceled that appointment. So I called back to the warranty company and asked them if they could just give me a whole different company. And they said okay Because I guess I had to wait so long before they could actually reschedule and send me over to another company.
That's when the other company, Mr Appliance, came out. Now, Sears was still sending me emails saying they were coming out to my house. So they actually scheduled another appointment. And guess what? They had missed that one too. They said they were unable to complete the call.
AHS ended up having to replace the refrigerator and the new refrigerator was being delivered the same day that Sears said they couldn't come. I never even responded to that.
AHS gave me a gift card for Lowe's, which I really hate Lowe's. I wish it had been Home Depot or BestBuy. The good thing is that I ended up getting a really decent sales lady this time and she assisted me. So, everything went smoothly.
I appreciated the fact that AHS replaced the refrigerator. However, I was without a refrigerator for some weeks. Because I had called them after Sears canceled and they said I had to wait so many days, that they had to allow them so many days to be able to complete the ticket. I ended up having to wait again.
Even in between that, I just called a refrigerator repair person on my own so, I paid $130 for that. So really, I paid twice for the service call with them.

My refrigerator won't cool and then cut off, cool and then cut off. I called American Home Shield on September 21st for them to work with me on the repair of my refrigerator. The contractors they sent were not good. One came and lost a part of the refrigerator. He took the bolt in the back and the bottom of my refrigerator with him. When he came back, he tried to say he didn't have the part. Even right now, I don't have the bottom of that refrigerator. The first person couldn't figure out what was wrong, but he told American Home Shield we have to order a part. When I called and asked if they sent the order, they told me American Home Shield hadn't gotten the order. I reached back out, still no orders.
Then the company told me they had to send somebody else out, but it took seven days. Another technician came out and sent back his report saying that he repaired the refrigerator, but he didn't actually repair it and it continued to do the same thing. It was terrible. I spoke to their department to cancel my membership. Then they sent a new company out to look at it. The contractor said the fridge can't be repaired, so American Home Shield wanted me to order a refrigerator from a list of refrigerators. I didn’t like any of what they were offering, so I took a cash out, which was a little less in value than what I actually had to pay out of pocket for.
I have told my family members that it’s better to save their money. If I had just saved what I paid American Home Shield every month, I could have bought a new refrigerator. If you are looking for someone who is gonna take care of you, that company might not be for you. They do not commit to the repairs they advertise. Our whole experience was horrific.

For our shower claim, the plumbing contractor was first-rate. The young man was straight up about it, looked at it, and asked the right questions. Our shower is a two-handle arrangement. It was strangely installed. But it has also reached the end of its lifespan. And the plumber is the one that told us this, that it really needed to be replaced as it doesn't turn on and off correctly. We've had this service three times since we moved here. All the work has been so great.
We’ve had great service till the last year or so cause when the plumber says it's worn out, you don't say, “No, they don't need to be replaced.”

This has been the worst experience that I’ve had with a warranty company. I don’t like the guy that American Home Shield sent to my house. He’s had an attitude every single time he’s come. It’s been terrible. He’s been extremely rude to my wife.
The soap catch for our dishwasher was broken. The first time that he came out, he told us there’s nothing wrong with it. It still didn’t work, so my wife reported it again. He told us the second time that he was gonna get a part. The third time, he said there's nothing wrong with it and there is no part available. He ripped the board on the side of the cabinet and put two gigantic screws. He never reported it, so the company can’t do anything about that.
We had to call and call for about two and a half weeks until we finally got told that the company was gonna send somebody else out. Same dude showed up and tried to argue with my wife that the board was like that before. He also damaged a 2x4 sideboard and broke a clip on there. He knows he broke the cabinet and tried to put a Band-Aid that didn’t look good. He even took the piece that he broke. Now I’ve had an open gap in my cabinet for about two and a half weeks now. I’m extremely pissed about the whole thing because I can’t take off of work and my wife has already taken off four times to deal with this. It still isn't fixed.
Nothing’s really getting done. We’ve called multiple times, and they keep telling us that they’re gonna have to get with the company and they’ll reach back out to us. I keep getting the runaround. I need a new dishwasher and I’ve got a giant hole in my kitchen. I have yet to receive a phone call back about what they’re gonna do to fix it.

The claim was for a Moen faucet that has a sensor touch, and it had gone bad. And the downside is it's hard to get water out of it totally when the sensor doesn't work at all. So, that's why they came out.
The actual owner came out probably within a week, and he came out on a Sunday, and determined what was wrong, and of course, they had to order a new one.
The claim process with American Home Shield has been fine. We've had this before, the same company, in our previous home, and we had claims. And the people that serviced weren't so good, for the most part. In this case, these people are very nice people. However, they canceled the first installation. This was back about a week ago. Then the second one, we understood they'd give us an hour's call, but they didn't have that, and he couldn't come back. So, we had to cancel the second one. This is the third one today, between 12:30 and 4:30 today.
Originally, when they quote them, they quote a full day. And since both my wife and I work. So, somebody's gonna take off. I'm in sales. I was fortunate, I could take off and work from home at least a few hours, but it really kind of messed us up. Hopefully, today, they'll come and make the installation, and it'll be fine. But they just don't have a really good system for letting the customer know, they've got a system. Be there the whole day, we'll do the best we can.

I've been with American Home Shield for 15 years. And I used to have them for my rental house in Washington and had very, very bad experiences with them. But my husband got hurt in Iraq. And he can do most everything or used to be able to, but now he can't. So, I have to get back up. So, I sold the rental house, finally. And now, we just have it on this old house that we live here in Weed.
We live in a very rural area. And it took them a long time to find somebody. They offered me at first to find someone myself and then they pay me back, which I don't trust them enough to do. So, I kind of just waited it out. And I had my husband go up and take it out and make sure that it wasn't something that he could fix.
So, we got that done. And then they finally found and this is a new guy and somebody that we know. It was his first job working for them. And they did a great job, spending a lot of time because it was very complicated. Because it's an old house. It was an old fan. And we found a replacement and bought it ourselves. Three guys spent, at least, four hours. It's a great job.
And then they had to fix the roof because the vent had leaked to the roof area of the vent. I just paid for it myself. I didn't even put the claim into American Home Shield, because I wanted to make sure that these guys got paid for this job. And I didn't want to mess that up.

I purchased the Platinum plan— the highest tier available to me— with the expectation that it would protect me from the kind of routine yet potentially costly mishaps that can occur in a home. My garage door fell off its rails and got stuck open, a situation I had specifically been looking to safeguard against. After discovering the issue, I used the company’s online portal to schedule a service call and paid the required fee.
The technician who arrived was polite, knowledgeable, and thorough. He even went out of his way to contact American Home Shield Warranty’s representative on my behalf. When the representative spoke to me, however, I was informed that none of my claim would be covered. I was shocked to learn that my Platinum plan offered no protection for this type of incident— exactly the scenario I had selected the plan to cover.
As a result, I now face the full cost of a new garage door and opener, approximately $3,000, in addition to losing the service‑call fee and the value of the plan itself. I have lived in my home for only two months and invested in the warranty with the understanding that this sort of event would be handled, yet the company’s coverage guidelines were not clear at the time of purchase.
Key takeaways:
Coverage ambiguity: The plan documentation and customer service interactions did not clearly state what was and was not covered. Prospective buyers should expect a more transparent description of exclusions.Communication gap: The technician’s effort to resolve the claim was undermined by the company’s refusal to honor the coverage. This disconnect eroded my confidence in the service.
Financial impact: The combined cost of the service call fee and the replacement hardware represents a substantial loss of value, especially for a premium plan. While the technician’s professionalism was commendable, the overall experience has left me feeling that American Home Shield Warranty is unreliable for the type of protection they promise. For those considering a warranty, I recommend carefully reviewing the terms and perhaps opting to cover such incidents through a separate, clearly defined home‑repair plan rather than relying on a general warranty.
I hope this feedback encourages American Home Shield to improve clarity and consistency in their coverage policies. Until then, I will be looking for more dependable options.

I had two claims with American Home Shield so far. The guys they sent out are very professional, kind, and patient. The light over my sink didn’t work, or so I thought, so I reached out to them and paid $100 for the guy to come out. The guy asked where the switch was, and I showed him. It turned out there was a different switch for that light that I didn’t know about because nobody told me. I was so mad, not at the guy, but at the Realtor. The guy apologized and said that if he could give me back my money, he definitely would. But he did come out and show me where the right switch was, and I understand.
The ice maker, I’m still having problems with. Somebody came out and replaced some parts, which I didn’t have to pay for. I appreciated that. It worked for a while, but it just stopped working again. I don't hear it making ice. When it works, it takes three to four minutes to drop one piece of ice. If I want more ice, I’ll be there all day. I called American Home Shield again, and they said that I have to pay another $100. I don't think it’s right that I should be charged again.

My AC was tripping a breaker, so I went on the American Home Shield website to file a claim. That was easy to do and it also makes it easy to see how they're following up on claims. They sent a contractor who was very nice, knowledgeable, told me what was going on, and fixed the problem.
I had a claim that they didn’t cover, but they should have covered it. I wasn't home then. Somebody else was at the house. We ended up paying the contractor and then tried to sort it out with the customer service. But we got nowhere. Also, they seem to raise their prices every year.

We had an AC problem and the service guy from Crispy Air & Heating told me that the coolant had been leaking and it froze the entire compressor unit, and we had to refill the coolant. It's really costly, so I would have ended up paying $2,000 to $4,000 out of pocket and American Home Shield wouldn’t have covered it. Or I could go directly with him, and he will be able to fix the situation as soon as possible and refill the coolant in the AC. I told him it hasn’t been a year since American Home Shield replaced the compressor and it’s a brand new unit, but he kept arguing with me, insisting I needed to replace the coolant. After a couple of days, I read the report he submitted, and it was replacement of the compressor coil, which was totally different from what he told me.
How can such a big company, providing warranty services across the valley and in multiple states not do the minimum basic vetting contractors before they assign these guys to somebody because they are turning out to be liars. All this was happening in the peak of summertime last year, and it took me literally more than 30 days just for the entire process to complete.
Dear Ajay,
Thank you for contacting American Home Shield! We sincerely apologize for the frustration. A service specialist will review the service request and follow up with you directly.

I’ve had AHS for almost five months now and what I like most is that the coverage that I'm able to get is in my budget range. I got them when the warranties for our appliances had expired.
This recent claim that I did was my first. The initial issue was the water was leaking out from where the ice is supposed to generate. So, the first time technician came out, he said the problem was some piece that was in the back of the refrigerator. He changed that out. But I still had the same problem.
I called the American Home Shield again and they had me call the same company again to make another appointment. He came out and he said it was the ice tray unit itself. So, he had to order the ice maker. He came out yesterday. He replaced the ice maker. But today, when I get up, there's still water that was dripping out and froze up inside the ice maker itself. I was gonna wait a couple of days to see if that going to clear up or not.
Dmitri was polite and he did what he thought he was doing right however I’m questionable about them. This will be the third time that they end up coming out. Something is not right.
Warm regards,
Marc

I had two issues with the plumbing. There was a leaking hose bib off the house. But the bigger issue was a leaking water main line that was coming from the meter to the home. And there was a T-valve and the water may split into a couple of different branch-offs for the sprinkler, for the pool, and into the house. And one of those Ts was leaking.
I filed the ticket online and the website is okay. It doesn't really allow an accurate selection of the exact issue and description. You can put some comments in the text but that doesn't always get communicated. Still the contractor sent out was knowledgeable, nice and responsive.
When Mike was here, we got American Home Shield on the phone so he could describe the issues to them, and then got me on the phone with them. And I was frustrated because I submitted the request for a water main leak and American Home Shield denied it because they said it was not within the foundation of the home.
I was very frustrated that the problem was not covered by the home warranty. They buried some of their definitions in appendices. And they're always quick to pull out these esoteric references to deny something. But on the marketing and everything else, they're like, ''we cover everything and you're good.'' So I think there's a little bit of this ingenuity on American Home Shield.
I’ve had two other claims with AHS which were for HVAC and were resolved. The hose bib turned out to be a washer, which I could have fixed myself. I haven't really gotten deep into coverage or had any big issues, per se, like a washer/dryer failure or an HVAC failure. These were easily fixable problems. I've only been in the house for four months, but I've had three service calls.
A home warranty is important for a new homeowner for extra security when you've got a new house and you're still learning all the ins and outs and what the status of your property is. And American Home Shield was competitive in terms of their coverage and their rates.
I would tell friends and family to read the fine print of coverage and fingers crossed, that most of their issues and claims can be resolved relatively quickly. Of all the service calls where I've had an issue, the turnaround time has been pretty good. They let you know within an hour or so which contractor is assigned so that you can make a phone call directly to the contractor to get an appointment set up. You don't have to wait for the call which is nice.

We had something that has been going with our dishwasher since August. Sears came out, and I was very unhappy with them. They had a part, then that one went bad, then they came out again and ordered another part. It went back and forth. So, I finally asked for another company, and Buckley came out. The gentleman was very nice, informative and took care of everything. 90% I will recommend AHS. The last time was just a bad deal.

The AC’s capacitor went out so the motor wasn't turning and no air was blowing. Originally, there was another company scheduled, but they never sent anybody. Their technician called and said he will be here shortly but he never came. I called their company and said they won’t be able to schedule anyone until the next week. So, we had to cancel and then Advanced came out right away. They have the part on hand. And they got everything up and running the same day. It was really quick.

United Air Temp has been out several times over the past 12 months. This time it was for plumbing, the kitchen sink, but the other times were for air, for the same exact reason. The kitchen sink was fixed the first time, but for my air, I had to have folks come out continuously.
I reached out to American Home Shield through the app. The response was an automatic message saying someone would call back within 48 hours. Speaking to customer service on the phone has been pleasant, but if a friend asked me about my experience, I’d tell them to maybe do their research first.

My experience with New Generation Electrical Contractors was terrible. They came out, said they would be back, and never did. After that, they stopped answering calls. American Home Shield reassigned the work to another electrical company, and that company stood us up on two different occasions. This all started back in September, and it still hasn’t been fixed.
I don’t even have the name of the new company yet. They haven’t called to set up an appointment or anything. Overall, it’s been a terrible experience. I was happy with American Home Shield up until this last episode, but they haven’t followed up or stayed on top of it like they should have. I’m having to chase them down, and I’m dissatisfied.

I’m dissatisfied with American Homer Shield. I had a service call for my AC unit. The condenser motor froze, so they called an HVAC company which came over and inspected it. The guy told me that I was low and freon, so they charged me close to $300 because American Home Shield only pays $10 a pound.
He went on to fix the problem and the motor was working, but he left some wires exposed. I complained to AHS and they said there is nothing they can do. I'm paying $90 a month. I should be getting decent service, and this is what I'm stuck with. I'm to the point of canceling AHS.

My refrigerator ice maker stopped working. The contractor was very professional and worked well. I’ve had nothing but good support from this company through you AHS which I’ve had for more than 10 years. The technicians sent by AHS are good.
The only issue I had in the past was with plumbing. I was kind of like, "Hey, because it's an emergency, can I call a local plumber? I just wanna make sure you guys will cover." And the response from American Home Shield should have been better, allowing me to go ahead and get a service. I didn't feel like I got any support that day. It was the only time that I had an issue with AHS. Besides that, AHS has been great. For appliances, they’ve been really good.

I had a tune up of my heater done and Comfort Pro came out. They contacted me the next day to schedule. There was a small component needed, so a rep from American Home Shield with an accent called me to confirm that and asked me if they could charge the card. And they did, then they replaced the part that Friday. I still have a work order open for my dishwasher, though. It was actually two appliances, my dishwasher and my washer. The person that came told me the washer was no longer repairable so I will receive a gift card from Lowe's, which I did. And for the dishwasher, he said that I needed three parts. But it's been a little over three weeks. I actually received an email from American Home Shield yesterday in regards to that claim, but I haven't heard anything from the contractor.

In the end, I can't complain because I got a new dryer, but to be without a dryer for over a month with a family of five, that was really bad. The technician was blaming American Home Shield. He was horrible. I called a couple times and it was always voicemail. Even American Home Shield couldn't get ahold of them. They need to get people that are more reliable. I used American Home Shield not too long ago when our well stopped working and we had no water. Fortunately, I added the well when I got my policy, so we were covered. I put in my request online, then someone called me within 15 minutes. They asked me if somebody would be available the day after, but I said that we didn’t have any water. So she reached out to whoever was gonna come the day after, and came back on the line and said he’ll be here within the hour.
He called ahead of time to say he's on his way, and within an hour, he had it fixed. It was something really simple. I didn't need a whole new drilling of the well. It was just one of the pieces that was not acting right, and he replaced it, which was no easy feat because nothing was done correctly at this house. He had to struggle to figure out how to take it off and put it on. But he got it fixed and we had water, so it was great.
