We've had American Home Shield for five years now, since we bought the house. Overall, the customer service has been good. But there's been a couple of times where it was challenging. We call them to submit claims and sometimes you have to go through several representatives, but they have always been good.
I've had real good experiences and twice I didn't. Not that the issue wasn't taken care of, it was just drawn out lengthy before it was finally resolved. One of them was on my microwave. That aside, it's always been expedient and the technicians have all been professional. That experience has always been great.
Warm regards,

Do your research because there are other companies out there. As soon as you make a claim, American Home Shield has someone to call. It's the other people that they call. I don't know that vetting process, who they call or if they look for the cheapest person. But they definitely have somebody to contact you within 24 hours. It's also not difficult for us to go on the internet and push a couple of buttons to submit a claim. But with my ice maker, the claim took almost three weeks.
Sears came out on a Saturday and said they were gonna order some parts. They ordered the parts and moved us back into Tuesday. A guy came out, put the parts in and said the ice maker should start working. But it didn't sound like anything was going. He said it would take all night for it to kick on, but nothing happened.
I called him back the next morning and said the ice was still not being made. They sent another guy three days later and when the guy put the little piece that they ordered, I asked him, "Shouldn't you troubleshoot it?" Nobody came out to troubleshoot it at all. Another guy came out and I showed him the part that they replaced. He said, "Oh, well, if it's not those parts, it's probably this part right here." We ordered that part and it took him another six days. So I was without ice for three weeks.
Warm regards,

The dishwasher in the rental house wasn't working. It wasn't heating the water, and the spinner on the bottom under the lower roller had broken apart and had melted on the heating elements. I called AHS for service and they sent a Sears guy the next day who came in, looked at it, and said he didn't have the parts and he had to order them. I pretty well described the situation, and I gave the model number and the serial number so I kind of thought they'd come prepared.
The parts arrived and I had an appointment scheduled for Thursday that week, and all of a sudden, it got changed to Saturday. I had moved some stuff around trying to make it on the Thursday appointment. So, now, my Saturday's blown because of the 10-hour waiting period.
I totally get the window part because they can't anticipate how long the previous job is gonna take. But most places give you somewhere from a two to a four-hour window. So, I'm stuck going to this house and waiting. I'm looking at the website and the Sears and by 6 o'clock, which was the end of the window, nobody came.
I tried to call somebody at Sears, and I never got a live person. I got this chatbot that didn't tell me anything different than what was on the website. When I finally somehow got a person, they said that the repairman was coming. I waited till 7:30 that night. I was there since 7:00 AM and he never showed up. So, my whole day was shot.
I rescheduled for the following Saturday and waited and finally, he showed up about 4 o'clock in the afternoon. All he had to do was put the new heating element in, but he said the heating element's working and replacing it could create a situation with leaks down under the dishwasher.
I sat around again for nine hours for him to tell me that he didn't have to do anything because I installed the spinner. It was the most frustrating experience I've ever had in my life. Sears gave me a special number to call, and that number didn't go where it was supposed to go. AHS should think twice about Sears being their primary contractor. In the past, I've gotten generally a pretty good turnaround, which is why this was so shocking.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.
Best Regards,

I've also had good service in the past from AHS. I've got a few different homes and I have them all insured for protection with American Home Shield. However, there was an instance in the past where they didn't warranty something because the technician didn't know how to repair it. They basically deemed it was unrepairable.
When I told American Home Shield, I provided them with pictures and additional details, and they said they'll just have to stand by the original assessment. I requested for a second look, and they didn't really act on it. But overall, they're pretty good.
Recently, I filed a claim for my washer and dryer to AHS. The washer was just unstable and it was cycling through loops. The dryer would just intermittently shut off randomly. Somebody from Amtech came out, assessed it and I found that it needed some parts to be replaced. They placed the order and when they got both of those together, they communicated when they were coming out. Then they came out and did the repair. Amtech is pretty great.
We truly appreciate your glowing review and are delighted to hear that our service met your expectations. Your satisfaction with the thorough assessments and timely responses by Amtech Appliances is wonderful to know. In regards to your past experience, we apologize for any inconvenience it may have caused. Thank you for your continued trust in American Home Shield, and please do not hesitate to reach out if you need further assistance.

I've been with AHS for over 20 years and I haven't had any problems that I hear other people have with other home warranty companies. We had one slight hiccup a long time ago but a lady from their office took over and she resolved it quickly.
Most recently, our AC wasn't cooling like it should. Everybody who came out after I filed a claim to AHS was more than professional. The young man was very knowledgeable. They provided the service but we had to pay. But it could have been worse. Other than that, everything was done in a pretty quick manner.
Thank you so much for your wonderful feedback! We’re delighted to hear that your experience with American Home Shield has spanned over two decades positively. It's great that Preferred Home Services professionally addressed your AC issue, and you're pleased with the knowledge and professionalism of their technician. We didn’t have a working dryer for over a month. The fuse kept burning out and that was preventing the dryer from drying or blowing hot air. The tech came four times. He tried replacing the part three times and did his best until he finally said he’ll just put an order for a new dryer. That contractor was great, and I had used them outside of American Home Shield. It was pretty good.
When the fuse blew out again, I went online. They said, “Are you filing a claim based on an issue not being fixed?” I said yes. There’s a drop-down list of items that you could select, but for some reason, the dryer wasn’t there. Because of that, I couldn’t submit the ticket online. I tried submitting that way two more times, but the option for follow-up just wasn't there, so I had to call in. This time, it didn’t have a long hold time when I called, but in the past, sometimes it did. That would be my only critique.
Thank you for choosing American Home Shield and for sharing your experiences with us. We are delighted to hear that the persistence of our contractor, who went the extra mile to replace your malfunctioning dryer, made a positive impression on you. However, we're sorry to hear about the difficulties you encountered with online service requests. We recognize the importance of a seamless claims process. We're pleased that our quicker service over the phone was able to somewhat alleviate those challenges. We truly value your recommendation and hope to uphold your positive experiences in future interactions with us.

I had a horrific experience. I feel like American Home Shield and the contractor worked in tandem to scam me. I have issues with the washer and the hot water heater, and they wouldn’t cover both of them. We bought a house and had it inspected, and the report showed that the hot water heater was working. When we moved it, we found out it doesn’t work. The contractor said it’s a preexisting condition, which cannot be true because the inspection report said that it was working. They said they had to replace it, but they didn’t look at anything or find any broken parts. I then ordered another contractor that I had to pay for out of my own pocket who was able to identify the problem and what needed to be done.
The other issue is the washer. We’ve noticed since we use it regularly that it’s been thumping. The contractor said it’s a broken counterweight from excessive usage. American Home Shield denied the claim based on them saying it’s our fault. If you google the same washer, you’ll find that it’s a major issue on that. Plus, we’ve only used it for 45 days.
They denied the claims, but I paid $100 each time for someone to come out. I still have to pay for a brand-new hot water heater out of my own pocket. They didn’t even offer to reimburse me. If I want to appeal, I have to pay another $100 for another visit. And when I asked them the last time if I can get my money back and cancel my warranty, they said no. It’s the biggest scam ever. I’m really debating on filinga a suit against them.
Thank you for sharing your experience with us and bringing these concerns to our attention. We sincerely apologize for the issues you faced with the hot water heater and washer, and the inconvenience caused by additional service charges and unsatisfactory solutions. Over the years, I’ve had ups and downs with American Home Shield. There’s stuff they cover, and there’s stuff they don’t. There’s also a little bit of finagling to find out how to get things covered. But they waived the service fee on my latest claim because I put my other house on the contract. That’s very, very okay business. My interactions with them are straightforward, and the people are honest.
On the last thing they did, they’ve been pretty straightforward. It’s unresolved and I’m waiting on Sears to resolve the matter. It’s not poor service, but it’s also not amazing. What’s frustrating is the repair time is the whole day, 8:00 to 4:00, and I’ve expressed that to both American Home Shield and Sears. An entire day of a window is not super flexible for most people. Outside of that, they’ve been fine.
The technicians need to be vetted more. I needed a small repair on a dishwasher. I told the tech what the issue was, but he didn’t fix it the first time, so he went back out again. I’m paying a monthly fee and a deductible, $150, to have someone come out. It’s not being repaired the first time, so I have to call back a second time a week later, two weeks later, to get it fully resolved.
There’s also been times where the problem wasn't resolved. A few years ago, a tech came out and did shoddy work. They weren’t able to track the gentleman down. I had some water issues in my previous property, and the plumber didn’t fix it. Instead, he told my tenant he could fix it for this price. He took some extra money from my tenant and fixed nothing. I reported it on Better Business Bureau and called American Home Shield. I never got further clarification on whether or not he was terminated, and it was never resolved. They had to go ahead and hire a second contractor to fix it. That was rather frustrating.
I sincerely apologize for the difficulties you've experienced. Your patience and understanding mean a lot to us. Despite any shortcomings, we are grateful that you took the time to leave a review. Your feedback is invaluable and helps us improve our services.

I had a plumbing leak. American Home Shield told me they’d call within 24 hours to set up an appointment, which they did. They came out at the date and time that they said, they repaired it, and I was left with instructions of what the next steps would be. I’ve done this in the past, and it hasn’t been a problem. I usually file my claim online because it's very easy.
The contractors that came out were friendly and knowledgeable. I have had interactions with customer service because when it comes to plumbing, they have to cut through Sheetrock. There’s a repair that has to happen after the actual plumbing has been repaired. When I call them, they respond pretty quickly and set up time for the Sheetrock people to come out. They usually fix things pretty well. The way they do it is that if they cut through Sheetrock, they leave for a week to make sure that the problem doesn’t reoccur. If it doesn’t reoccur, then they go ahead and close everything up.
The only thing I would say is sometimes it’s very hard to understand what people are saying. I don’t know if they’re using outside call centers, but you can’t really pick up what they’re saying. That can be a bit of a difficult thing. I have had issues with them in the past, they were a bit worse. I’ve had them for going on 20 years now, and back then, there was always an excuse why something couldn’t be fixed or why a problem was my fault. It used to be difficult for them to acknowledge that something fell under their contract. However, I’ve noticed that in the last couple of years, they’ve been a lot more responsive.

I filed a claim with AHS for my refrigerator and they sent out The Repair Center. I’ve got another call in about a water heater with A1 Plumbing. For my freezer, a part was broken and they had to order that part. I had to get a different company because it was a closed system and the original people didn’t have the certification, but they got it fixed. The contractors were very good and super professional.
I do have a complaint. I had a refrigerator that couldn’t be fixed and AHS was gonna replace it. It was shipped to some place and they never called me. I drove out there and it was an abandoned warehouse. No one was there. I called American Home Shield and said it was abandoned. I emailed them and they called back saying they could set up a time to bring it. Well, they didn’t show up.
I got a text saying it had been delivered, but there was nothing at my house. They had the invoice with my signature on it, but I didn’t sign it. That’s still going on, I still have my refrigerator here. That was a horrible experience with American Home Shield. I called after this and the rep said she would give me a call back within two hours. It’s been two weeks, and they still haven’t called me back.

AHS sent out Complete Air Mechanical for my AC. Everything was great. We’ve been with you guys for a couple of years and we’re familiar with the technicians. They have a very good customer service. We like AHS, but the thing is there is a lot of dead time. It takes 24 hours to put the claim, then the vendor takes another day or so to give you an appointment. Unfortunately, a lot of those things are urgent stuff.
I would really appreciate some feedback if there is a process to really expedite the urgent things. There are certain things that should be more expedited rather than for me to wait a few days. American Home Shield needs to create an allowance and put some guidelines on how to get paid back for an emergency service that I could not wait for them. I have the platinum plan, the highest, and I’m paying higher monthly premium, but I’m paying out of pocket. Doesn’t make sense. There should be a tier where you have an emergency fund. They have been a good partner, but what does it matter if you have the best contractor in the world if you cannot get them in?

We had two plumbing issues at the same property that happened within a couple weeks of each other. One was a leak in a faucet in a bathroom sink, and the other one was a garbage disposal leak. We've been a client of theirs for years, and we have a number of properties that have warranties from them because we have rental properties. And through the experience that we've had in our city of Santa Fe, New Mexico, they have one plumber that they always send out. And five years ago, he was acceptable. He did what needed to be done and it was properly repaired. But in recent years, for whatever reason, he has become a much less effective plumber.
He was sent out for the first job, which was the faucet in the bathroom sink, and he spent as little time as possible on the repair. My tenant let him in, and by the time I got there, he was gone and had told the tenant it just needed to be tightened. Later that day, the tenant called me and said it's still leaking. He came back a second time, and this time he said a valve needed to be replaced. And he replaced it wrong and created a second leak instead of fixing the first leak. So we told American Home Shield that we don't want this guy sent out anymore. They allegedly put his name on a list so that he would not be assigned to us.
Two weeks later, we had the garbage disposal problem and they assigned him to us. I called back and told them that we already said we don't want him. They said okay, but then they couldn't find anybody else, so they assigned him back to us later. And we had to escalate to the executive relations team for them to give us outside authorization so that we can go and hire our own plumber.
They make it a hassle to get reimbursed for that too. You have to have an authorization number. You have to get through their maze of telephone punch in this and then punch in that. We've put up with it over the years because we have rental properties that we knew there would be appliances in particular that would need to be replaced. And so we've actually benefited, but it's taken years off my life, having to deal with it. The money is a far cry from what would compensate me for the hassle, so we've canceled some of our warranties with them.
We've kept some of the warranties, the ones where we still have appliances that we're pretty sure are gonna need some work. And in our primary residence, we had a new oven, air conditioning unit, boiler, cooktop, all that they installed. So we felt like we got what we needed and were willing to cancel the contract. But they have a horrible system and they make it purposely difficult for the customer to navigate the system so that people basically just give up.
I understand how frustrating this experience must have been, and I truly appreciate you taking the time to share your feedback. We’d welcome the opportunity to speak with you further and address your concerns.
Sincerely,
Kim

American Home Shield gets people out pretty quick, but they get companies that don't do great work, and then they have to call them back. I haven't been impressed with any of the air conditioning companies that have come out. They've had to fix the same thing three times. The price is awful, too. If you ever have to use them for anything, they go up in price. If you don't have to use them for anything, then they're cheap. But I’ve had them for five years and they're okay. It's not always American Home Shield's fault.

I bought the house July 2nd and the Realtor bought the warranty. I had to call them when my bathtub was leaking. I had made myself a salt bath, and when I drained the tub, I had water on the floor. Lanham's Plumbing said that it’s not covered but they would fix it for $800. American Home Shield doesn’t fix bathtubs. But I've got high praise for Lanham's. The guy was really nice. When I had a shingle come loose before, I called American Home Shield about it and they said that they don’t do roofs. The last contractor I had fixed my leaking tub faucet. He was great, honest, and fixed it fast. He even took time to show me how to turn my water off in the case of emergency.
In the past, I had several issues with the contractors. American Home Shield should have more knowledgeable people and people that are actually in the area of the home. They have to make sure that the contractors are aware of the issue and have the experience to deal with it.
I also wish that they would inform me before they increase the monthly fee, because I was paying $79.99 and I’m being charged $83.99 now. I did not receive an email or anything letting me know about that. They just take it out of my account because I have it on auto draft. I’ve been with American Home Shield since 2019, but I’ve been thinking about finding someone else that would do better. I recommended people to get the warranty when I first signed up with them. At that time, I didn’t have problem getting anyone to come out to work. But right now, I probably would not suggest it because of the fact that they don’t always have someone. It puts more of a hardship on me, because I have to wait past 24 to 48 hours. If they can’t find someone, I have to figure out who I need to call. That can be a little hard because I don’t know who’s reliable. If I call my neighbors, they’re old too, and some of them can’t remember who they used.
I found out I had a leak in my sewer system. The company gave me $354 to find someone to do the work. Of course, the money that they gave me wasn’t enough to find somebody because they have to dig up my floor. I had some faucets that needed to be replaced, and they sent me checks for that. I still hadn’t gotten those fixed because I haven’t been able to find anyone. My tub had a leak too, and they couldn’t find someone, so I called someone on my own. They said it needed to be re-caulked, which my grandson ended up doing. I went on YouTube and I was gonna try to do them, but I take care of my daughter with disabilities and my husband who is deaf and has a brain tumor. I really don’t have the time to do it myself.
The customer service is usually pretty good. If I have a problem, I’ll call them. Their people are patient, courteous, and professional, but some of them are reading from the book. That’s sometimes annoying when you wanna talk to someone that’s real and know how to answer your questions without looking in the book to find them.
I had an issue with my central air and an in-wall unit in my daughter’s room. It was staying very, very cold only in certain areas. The guy who came out didn’t find anything wrong except for the fact that I needed to change the filter. I was under the impression that I have change it every six months, so that’s what I was doing. The guy told me it needs to be changed every 30 days. I had to replace the filter in my central air, while the in-wall unit just had to be washed. The young guy was very knowledgeable and polite. I’d use that contractor again if I needed to. Since he came out, it went back to normal.

I had an issue with my garage door. The technician went to the house probably two days after I submitted the request. It's been almost four weeks already, and I have not heard back from AHS, which is very concerning. The tech sent me a quote for 4,000 something dollars and said they can repair it the next day, which was outrageous. I told him no, that we have to go through the process with AHS. They mentioned something later about the sensors, that they can repair it and said I can take the cashout. I told them I’m not happy with the situation since I don’t even know what's been reported.
It turned out the contractor wasn't submitting their reports to AHS for three weeks. I had to contact AHS almost every other day. I reached out through chat and calls. I asked them if they can stop the payment of my fee to the contractor.
I have a very negative perception of the technicians that American Home Shield uses. With my recent issue, they were very fast in diagnosing the issue. What I didn’t like is they told me how much it will cost me if they repair it the next day. They even asked me to fill out a survey. The technician clicked 5 stars and told me I can just write my concerns down so AHS will read them and address it. That doesn’t make me feel comfortable as a customer.
I trust American Home Shield. I don’t trust the contractor. AHS has to be the one to tell me the diagnosis and how much they will cover and the cost if they won’t cover it. This is second time I used them. The other claim went very well. With this one, I’ve been waiting for a long time and I don’t know what's happening.
I sincerely apologize for the difficulties you've encountered, and I want to thank you for bringing this matter to our attention. I’d truly appreciate the opportunity to discuss your experience further and work toward a resolution.

I’ve been with American Home Shield for a long time and have referred them to people that I know. There’s been times where they’ve been great, but with big-ticket items like air conditioner, I have spent hundreds of dollars out of pocket. The last situation put a bad taste in the mouth.
My AC system wasn't cooling to where the temperature was set. I filed a claim through their app, which is easy to use. I got a call to set up an appointment, and the contractor came out. I wasn’t really happy with their diagnosis, and what they wanted to do didn’t make sense to me. I felt they were just trying to get money off of me. I called around and ended up paying a different company to come out and do the work, which was a lot less expensive than going through American Home Shield. I’m disappointed with that. When I reached out to them, they didn’t care. They’ve got people from other countries that are handling their stuff. I felt I’m just a number to them.
I understand how frustrating this experience must have been, and I truly appreciate you taking the time to share your feedback. We’d welcome the opportunity to speak with you further and address your concerns.

I think AHS is a good company. It’s just that when they contract with some contractors, I don’t know if they really look at a lot of the reviews. A lot of the reviews on the Better Business Bureau website were AHS customers and against this particular contractor, and they complaining of the same things. That’s the reason why I was kind of leery, because they said I needed a coil replacement and I noticed that that was the common theme throughout. But after the coils were replaced, a lot of people have even more problems, and the original issue wasn’t really resolved.
The contractor sent by AHS wasn’t actually able to repair my AC, so they cashed me out instead, and the AC ended up being serviced by a company I contacted. .
Overall, American Home Shield satisfies everything I need. They’ve been very helpful in 100% of my issues, even this one. They understood my issues with the contractor, and so they cashed me out and I was able to get the AC repaired. It turned out that that I made the right decision.

We had a rapid leak coming from our freezer. It flooded and damaged a part of the kitchen floor. We had an American Home Shield technician come out. He found the leak and its cause, and he was able to fix it. Our only disappointment is with American Home Shield because it took them more than 48 hours to assign someone to us. They didn’t reach out to me, so I called them to check on the status. They called back confirming that our claim has been already assigned to someone. The technician was competent and solved the problem quickly.
I was confused though and got concerned, when American Home Shield sent me an email after the repair which made me think that we were gonna have to pay more money. They sent two emails telling me that they were calculating the balance, reviewing our claim, and they would let us know if we owe more money. It didn’t make sense because that’s not how our policy works. We paid the deductible once the order was placed. Then they never got back to us.
Thank you for taking the time to share your experience and providing such detailed feedback. We're genuinely sorry to hear about the delays you faced, particularly given the urgency of your situation. My refrigerator was not cooling, and had been out for about three and a half months. It’s still not fixed. The technicians sent by American Home Shield have been out six times. I’ve called them back, I’ve rescheduled, and they’ve come out. They messed it up, then had to try to refix it. Then they sent the wrong parts, and it took forever to get parts. I talked to American Home Shield and they kept saying they can’t do anything because it was all with the contractor. The technicians just kept messing it up.
To not have a fridge in your house is pretty inconvenient. I’m at the point where me and my wife are actually going today to just buy a new fridge. We’re at the point where American Home Shield is not going to replace it or pay us for it, and the contractor can fix it. Overall, the price for the American Home Shield gold plan is reasonable. However, I have another work order that’s been out there for about two months. The guy replaced every part in the dishwasher and couldn’t get it started. I’ve been without a dishwasher for about three months now, and I’m just waiting to hear back to see if they’re actually gonna give me a brand new dishwasher.

We were home and available all afternoon, having taken the day off for this appointment. I was connected with the contractors in a matter of days, if not within a day. Because of my travel schedule, it did take a few weeks to get everything completed.
The heating and air conditioning company kept calling to make sure I knew they were working on it, since they had to order the units and were waiting for them to arrive. American Electrical Services was sent out by American Home Shield to fix our breaker. Some breakers jumped and caused an outage. My wife was home at the time, and the technician was good about explaining what he was doing and everything was fine. Just recently we were in South Texas when three other breakers suddenly jumped. I have an additional refrigerator freezer in the garage, and it went out, so everything inside was spoiled and we had to throw out a bunch of food. I have yet to call them, but I’d hate to pay another $100 deductible for three breakers. This is my third year with them. There was one year I signed up with a different company by mistake, and when the contract was up, I immediately went back to American Home Shield.

We moved here three and a half years ago and had American Home Shield. They're terrific. They've been very responsive and they do exactly what they say they will do. I'm really happy with them.
They did a check recently on my air conditioner. It was a free service to have it checked it yearly. They couldn't fix my dishwasher because it was too old and they couldn't find parts so I got a new dishwasher.
One time, they came out and they worked on my old refrigerator. I kept hoping they would condemn it because it’s 20 years old. But every time I get a technician they say the older refrigerators are better than the new ones. They last longer. The technician came back after two weeks with the parts, fixed it, and now it's running great.
I usually wait till I've got two or three things to file a claim for. It's $100 per call, so if I did two or three appliance claims, then I'm gonna be paying 100 instead of 200 or 300. They're always very positive and very helpful. My concern is that they let me evaluate at the end if I was able to understand them.
Every one of the contractors I've ever had has always been very personable. But there were a couple of guys who came one time who refused to move my refrigerator. I called and complained, and they sent someone else out and he move my refrigerator.
I live in a senior complex with lots of limited-income people, and I recommend AHS to everyone. Because if you get a $700 leaky sink, they can't afford it. So, if you pay your 40 bucks a month, then it's $100, and they'll fix it.
Warm regards,

I had a work order for hot water heater. They sent some guy over, he just looked at it, and said he would have to charge me $900 more because there's a galvanized pipe there. He wanted to change the pipe for the whole house with that price.
AHS was going to get a second opinion, and they said if he’d say the same as the other guy, then it needs to be replaced, which I agree with. They made an appointment but nobody called me back. I was working four days a week, 10-hour days and I couldn't be home on the schedules they set.
I tried to call the company that they assigned. I got hold of some woman, and I couldn't hear anything that she said because kids were screaming in the background. Since I was busy, I had an outside plumber come and he said he will only have to replace 6 inches of the pipe and not the whole house. It cost me 1500 in total.
I tried to cancel my policy because my home was sold, and they couldn't do it over the phone for some reason, and just hung up on me. They said they were gonna call me back, and nobody called me back.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

We used AHS for the first time in October 2026. We had a sink that was stopped up in the kitchen and our hot water heater went out. The plumbing company that AHS dispatched to Milton Plumbing company out of Ohio. This company has had 31 bad reviews on 12 months and even though they are not accredited on the BBB complaints have been filed and they have a rating of an F. I understand exactly why that is, the plumber came out ran a snake down the sink one time, did nothing else, the tech stated they would send put a different tech to go down the main line, it's been THREE weeks with the company scheduling and not showing up. I had a plumber come out today and he had it cleared in 15 minutes. I had to pay $165.00 to have it cleared.
AHS should not keep a contract with a company that has hundreds and hundreds of complaints against them for not showing up or doing repairs properly. The same company charged us $1050.00 to upgrade our furnace and did not bring it up to code as required. I plan on filing a complaint against AHS and Melton Plumbing with the BBB and the Attorney General's Office.

I would give it negative stars if I could! I’ve been an American Home Shield customer, and my experience has been extremely disappointing. I filed a refrigerator claim on September 30, 2025, and after three separate technicians, multiple parts orders, and more than 17 days without a working fridge, the issue still isn’t resolved. One technician confirmed the fridge is beyond economical repair and needs replacement, yet AHS continues to delay with more repair attempts.
I’ve lost hundreds of dollars in spoiled food, have been living out of a cooler, and my health and mental wellbeing have been affected by the ongoing stress. Their customer service representatives offer apologies but no action, and their contractors are inconsistent in communication and professionalism. While I appreciate that my $100 service fee was eventually refunded, this experience has shown that American Home Shield does not prioritize customer care or timely resolution. After this ordeal, I cannot recommend their services to anyone seeking dependable home warranty coverage.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

I was impressed with American Home Shield. But I thought we're gonna fix what was wrong with the stove. When I called in to AHS, I said that one of the burners on the top wouldn't light. It would gather up gas and then just a puff. The guy said, "I know what's wrong with that. We'll fix that too right away." The contractor came out. AHS sent a part that was broken. It was used. So, the tech had to come back again. However, with what the tech did to the stove, I was over the allowance. He said for me to call later on. And I still have an issue with the top burner.
I've called AHS three times and they always say Sears will wait for 24 hours and will give me a call. I checked in with Sears but they have no work order. They said they will be here on a Thursday. I waited all day, nothing. I then waited a couple of days and I called and they said there's no work order for Sears to come out and work on it. Other than that, the claim process was good.

The refrigerator has a cooling drawer at the bottom, and it was freezing things. So, I contacted American Home Shield, and they sent All Desert Appliance out. And they had to come by three times. The very first time, they replaced a piece, but that didn’t fix the problem. And then they replaced the temperature sensor, but that still didn’t fix the problem. And then today, they just came and fixed some insulation that was around the damper. And so, we’re hoping that that fixes the problem.
But right now, we can’t tell whether it’s working yet or not because they just left a few minutes ago, and the temperature in the refrigerator is off because it was open so much. So, it could take a few hours to stabilize. The only thing we had to do is they asked us to resubmit to Home Shield to get them to come out a third time. We didn’t get charged for it. It’s just some procedural thing, maybe because the ticket got closed.
We’ve been with American Home Shield for more than two years. And one thing we like a little more is having the option to choose what place fixes our stuff. Because with this one, we felt like the first technician who came the first couple of times wasn’t qualified to fix it. And the third guy, the guy who came this time, is different, and we think he fixed it.
And so, I don’t know whether we can choose which companies will come. But with the first guy who came for the refrigerator, we think he knew what needed to be done. He was trying to charge us for parts that we knew were covered by the insurance. But the way that he addressed the situation seems like he wants to charge us. And he was not very honest when he addressed the situation. The part was covered by the Home Shield.
And then, we had a similar situation with a plumbing thing twice, where one of the plumbers didn’t seem to know what he was doing. They said that it’s not covered by AHS, and that we’re gonna need to pay extra. And it seemed like they were trying to make side money on the thing. And one time, we just told them, “No, this is covered.” And then, they fixed it. But he tried to convince us to replace the whole system, instead of replacing one part.
So, sometimes you have a not-so-great experience with a company. Maybe you wanna try someone different the next time, if that’s an option. But at least from my experience going on the website, they say who’s gonna contact me. And so, we’re a little disappointed one time because it’s that company again. They don’t work good. But then, thesecond time they came through, they were good. The first time, they were bad. And the third time, they were bad again. I guess it’s just which technician to get out of them.
I understand that technicians are gonna be different and that’s a whole different experience. It’s just that we haven’t used Home Shield that long, but we’ve been in Vegas for a couple of decades. And so, we know that certain companies are good and certain ones have not been good. And sometimes it’s based on people they have with commissions and they try to upsell you. And other ones, they don’t do the commissions. They pay their guys well, so they’re a little more honest.
We appreciate your feedback to help us learn areas of improvement for the better of our customers. We hope you continue to enjoy AHS and the customer service we provide.

Everything seems to be nickel and dime as far as the repairs from American Home Shield. It works, but compared to paying a regular repair company, getting the job done would probably be a lot more thorough. I had to schedule my time to be around for all the time that they want me for two to three hours. They came out with a replacement part, but it didn’t solve the problem. The next visit, they came without the part.
On the third visit, they finally had the correct parts and were able to fix it. But they only replaced the squeaky wheel. Every other service provider would replace all four wheels. I wasn't happy about that. There was something broken. When I pointed it out to them. They said it was okay. So I had to tell them that if it’s broken, they have to fix it. This service took a lot longer than I hoped for. They didn’t even apologize for the inconvenience.
American Home Shield is the lesser of all evils. I stuck with them because I had some familiarity with them in the past, and they have a little bit more coverage. But every time we turn around, they're cutting back. Before, they used to cover things for $4,000. Now, if you read the fine print, the $4,000 coverage in the past, with the same rates, has dramatically dwindled down to $1,500. They put all kinds of restrictions and everything else, so that you can't use whatever it is. I'm just lucky that the things that have failed on me have been simple things. It's more fine print than ever before. You have to read through the qualifications for the repairs with a lawyer to make sure that things are covered.

I’ve been with American Home Shield for a few month and so far, it's working like a treat. I go to their webpage and schedule a visit. Their webpage is easy to navigate and their online service is really easy to work with. They tell me that somebody will be contacting me. Myers is really good with saying they’ll get us scheduled and sending text messages like “Remember your appointment tomorrow," and on the day of the appointment, "Your tech is on the way.” It was smooth.
We found out that an evaporative unit wasn't draining. The tech blew the pipe out and it started draining. We thought we're good, but then it did the same thing. He had to come back out and replace the valve, and that fixed that issue. Then the same unit’s outside fan was not turning when the cool was engaged. He diagnosed it, and as soon as he had opened up the access panel, he knew I had a bad capacitor. He switched it out and we were done. It’s been working ever since.
It was a pleasant experience all three times with Myers. We got the same tech, too. My area is remote, about 55 miles east of Birmingham. Myers only comes out here on Tuesdays and Thursdays. But despite that, the last time I called them on a Friday and they came out the next Tuesday. AHS was good as far as scheduling the service and following up. Overall, I would recommend AHS. Their monthly cost is very competitive. I had a home warranty with another company and it was costing me $125 a month. AHS is $35 a month. That's not bad at all comparatively.
Thank you for sharing your feedback regarding your AHS customer experience. We are glad to provide you with prompt and professional service!

We just moved into our home in June, and we thought it’d be a good idea to get home warranty coverage. The implication in the advertisement was overpromising compared with what we actually got covered. It sounds all rosy when you read the brochures, but when you get right down to it, it kind of underperforms. The coverage could be more defined and clarity in the promotional material is needed.
I had an issue with the dryer, and the contractor came and said that it looked okay. He told me that I needed to clean the outlet where all the lint goes, which we did, and it still did not change the performance of the dryer. So, we ended up replacing the dryer on our own. The contractor was really underperforming. To be fair, our garage door opener did fail, and the contractor came out to fix it, so that was replaced under the coverage. I feel like I spent more money than I got.
In terms of American Home Shield’s customer service, they were very responsive and quick. The people they sent out were good, so it’s just the coverage that was disappointing. I would be hard pressed to tell a friend of mine to use American Home Shield again.

We had the plumber out a couple of times. The first time, it was for a plugged the toilet. Second time was with the sink. They came out for the sink a second time. I had two problems. One of them they tried to fix the last time, and they didn’t quite fix it. The first time they came out was for a plugged master toilet. It was hard to flush. He fixed the plugged toilet and went back to fix the other one, and it was a little bit better but not much.
The next time we called them out, the sink was in a new home. We’re not used to the disposal. I basically put some potato peels down the garbage disposal, and I thought I’d gotten them all taken care of. It ended up plugging up the kitchen sink. The plumber told me potato peels are the one thing that you really shouldn’t put down there.
The second time, I called them out for that same thing. It got plugged up again, so he came out and he unplugged it for me. And the back toilet, I had also called it in with that call and said that the master toilet was still flushing real hard. He replaced something and everything is fine.
I’m happy with AHS but the only problem I had with the sink was they couldn’t get someone out here until four days later. But it was fixed, so I was unhappy with that.

There were four different contractors from American Home Shield that came to my house. My dual wall ovens were having an issue. The first guy came out and diagnosed it, and said it was the igniters.
They agreed not to do the work. The next three contractors that came were the same thing. They didn’t want to do the work because it would entail two people which the contractors couldn’t spare.
I had contacted the manufacturer that made my oven. They told me they have a guy that I could call who works on their units. The technician was not really far from my house, and he agreed to come out.
I’ve been telling American Home Shield the whole time that I finally got a person and was asking if the warranty would allow him. I kept calling back and sending texts, but there’s no response. I get a different person every time I call, and they were from offshore and had a real heavy accent.
I finally asked American Home Shield for a cash in lieu so that I could get my own guy. They’ve already wasted over a month sending people out, only to find out they didn’t wanna do the work. They representative said they were gonna discuss and figure it out. I waited over a week then called back, and they said it’s still pending.
In the end, the warranty agreed to cut me a check that was way below what the actual repair would cost. It wouldn’t cover the parts. Take it or leave it, basically, is what they said, so I took it. I paid out of my pocket for the service call fee, plus the additional fee to get my ovens fixed. The oven works fine now.
The guy came out and was able to do everything, and even calibrated my ovens. It was wonderful. The other guys from American Home Shield, one of them didn’t know what he was doing. So, I think I gotta say goodbye to American Home Shield.
It was like that when I did my air conditioner the first time. The blower motor was bad. The guy who installed it told me to go through my home warranty service to get it replaced. I called American Home Shield and made a claim.
The contractor who came out tried to sell me a cleaning service for the fan blades before they would do the work. I told them I don’t want it and will clean the fan blades myself. They insisted that I buy the cleaning service or else they wouldn’t be able to work on my air conditioner.
So, I paid $400 for that. It cost more, but I negotiated it down to something lower. They finally replaced the blower motor and did the cleaning.
I didn’t wanna fight with the warranty but I kept fighting with them. So, you could see my frustration with American Home Shield, especially the ovens. That was horrible. During those times that they come out, I had to wait and stay with them the whole time. It just ruined my day. If they could change their ways, maybe they’d be better.

Although the guy wasn’t able to fix the refrigerator, he was still able to take care of the washer and dryer. So, I’m very happy. I’m also really happy with the customer service. They called me before the technician came.

My furnace was out, so it was affecting my air conditioner and I couldn’t run it. The first person they sent here was Hansen Mechanical. They came on 23rd of September. They told me that I needed a part and would call me back to let me know how long it would take.
The representative told me it would take five to seven business days. I’ve been calling them all week asking for an update on when the part was coming, but they wouldn’t return my call. I called American Home Shield and they couldn’t reach the contractor either. They also couldn’t get me a new contractor.
The first contractor canceled my appointment because the part hadn’t arrived yet. I called American Home Shield on Friday, but they couldn’t do anything for me till Monday. They said I have escalated the situation, so I have to wait for escalation to call me back
Escalation didn’t call me. Also, it’s hot and I have a child here who has asthma. So, I called them on Monday, paid another service fee, and got another contractor out. The PRECO technician had the part in his car. The technician said it’s a universal part so he didn’t know why the previous company didn’t have it.
So PRECO called American Home Shield and they told him it’s not covered. I waited two weeks for my air conditioner to be fixed. They could have told me that it wasn’t covered when the first contractor came. I could have just paid for it myself and got it fixed the next day.
I ended up paying the new guy, sending them off, and canceling American Home Shield. It caused me a lot of anxiety and my family suffered. It was an absolute nightmare. American Home Shield offered me no help. They did not care.
I understand they deny claims. But for me to wait two weeks on a part then tell me my claim is denied, it was unacceptable. It’s a terrible company and I wouldn’t recommend them to my worst enemy.
Every time you call the warranty, it takes 30 minutes before you even get to talk to somebody. Then you talk to somebody, and you’re on the call with them for an hour. The customer service representatives are rude.
It felt like they knew I was at their mercy. They knew what I’m going through and what they’re dealing with. Even the escalation team, they didn’t care about my situation.
American Home Shield has increased their prices since I signed up. I started off at $69.99 and after six years, I was paying $139.99 for the same coverage. My deductible went up too.
American Home Shield did cover a few things for me. You pay a service fee, but it’s a 50-50 chance that they’re gonna cover it when you call them. It’s not worth it. I can just put the money in a bank account and when something breaks, I’ll just fix it myself.
Warm regards,

American Home Shield can vet the repair people better. There are just some really wild people that come out here, little companies. Some of the technicians don’t speak very good English. Probably because they’re trying to save money and get the cheapest deal they can.
Over the years, I’ve met some crazy people that just wanna hurry up, get in and get out, and not necessarily do the best job. But American Home Shield have always stood behind the claims. The technicians always come back and fix it if the people don’t do it right. So, I can’t complain.
The warranty used to be reasonable. Now, it’s a lot more expensive, two or three times more than it used to be. Overall, it’s all right, pretty good.

I called American Home Shield because the shut-off valve where the water comes into the house was leaking. It was dripping water into my basement. Before this particular time, they said they didn’t have anyone in the area. I would have to find my own person. I called American Home Shield again and told them we had trouble getting someone. Those people they finally found, Plumb Right Service Plumbing LLC, were an hour and a half away.
The plumbers ended up calling us and saying they've got somebody that can come in earlier. They showed up when they were supposed to be there. He had to replace the shut-off valve. He came in, he took care of us, and everything’s good.
I like the fact that if I call them, they get somebody. They come out and it’s taken care of. If the appliance could not be repaired, they replaced it. Paying $125 is a lot less than I would pay the plumber myself. Plumbers are expensive. We’ve had American Home Shield for 10 years. It serves me.

My recent service call was for my garage door, and we still haven’t had anything resolved. The technician came out, and they said that they had to get a part. I guess they had to talk to American Home Shield. They told my husband the whole thing needed to be replaced. Then AHS guys said that they couldn’t replace the whole thing, but certain things could be replaced.
So, we’ve had trouble with our garage door before, and it has been worked on several times. The guy came out and said I needed new rollers. Well, the garage has been broken at least three times since then, with the brand new rollers on it. So, it’s still not fixed, and we’re still having to park outside the garage. So, we need to get someone different.
So, I think for what we pay, it sucks. For $226 a month or $85 we pay, it’s too much. It’s close to $2,700 a year. And they replaced approximately one thing, maybe two partial things a year. For instance, last year or the year before last, it was our dryer. Our dryer is 20 years old or maybe a little more than that, and it’s not working. So, all they replaced was the heater coil.
When we first got American Home Shield, they had someone come out because our air conditioner stopped working. So, we didn’t know what was going on. So, AHS told them what they needed to do. And the guy said that it was not going to work and that it was wrong in the state. But AHS said that that’s all they’re going to do, and that’s what he should do. So, in the end, the guy did it. And then it broke several years later, and someone else had to come in, and he was shocked at what he saw. He said that I got a split unit and it was illegal in North Carolina. So, I told him that it was AHS who did it. So, American Shield makes the decisions, and we get the blunt end of it.
The only other thing is that when we had to replace our air conditioner after the split fiasco of the heating and air conditioner that we had, and it cost us $9,200 out of our pocket. American Home Shield only paid $2,200, and we had to pay $9,200 to get it replaced. So, that was the biggest one. But it wouldn’t have happened if American Home Shield hadn’t made the other guy put a part on there that was against the North Carolina code, and that was the reason for the whole unit having to be pulled out and redone. The other piece was our refrigerator, but they paid half, and then we had to pay the other half. But that was because we wanted to upgrade, but that part was on us. So, I was okay with that.
So, we’re trusting American Home Shield to get the contractors who are best suited to do this job, to do it sufficiently right, and we’re trusting them to do it, and not overcharge us for anything extra. But what’s happened this time was they come out, and we thought they’re gonna come out and adjust it, but no, it’s gonna be 330 some more dollars, other than the $100 that we just paid for them to come out, besides the 220 some dollars we pay a month. So, we are looking for other home warranties now.
Sincerely,
Marc

I had an appliance issue, and American Home Shield sent two companies out. Supreme Appliance was the good one, and the other one wasn’t. The technician from Supreme was respectful. He came in, took a look at the appliances, and worked on them. He didn’t just cop an attitude like this other little person did and come to his own conclusions. He let me know when he was on his way here. He was just professional. And my issue was taken care of in a timely manner.
At first, it was bad because they sent this young man out. He came in a little beat-down Chrysler van with no person’s name on it and no company’s name on it. He came in not professional at all, and he followed up at not being professional. But after I questioned AHS on what they did, they came back, and they did well. This young man from Supreme Appliance was good. He was a little older and more mature.
My problem with most of the companies nowadays is that they have these people on the phone who don't have English as their primary language, and there is a language barrier. But nothing else is wrong with them other than they give you these people who do not understand all the terminology in English that we have.

Getting American Home Shield was the worst mistake of my life. I spent so much money with them, but they denied my first one and only claim with them. It was a very good experience the first nine years we had them because we didn’t have any claims. They just took our $90 a month and there was no problem. We had small things happen, but we never turned them in. We just handled them ourselves. When we had a large claim with our main AC unit that went out, they denied it, saying that the contractor found no problem. It wasn't even running. I followed it for a little while until I absolutely lost my motivation to keep on. That’s what they do. They wear people down so they’ll just give up. I gave up, and we paid $9,000 to have a unit put in. I just canceled them.

American Home Shield sent Accord Appliance out and it went fine. They came out in less than a week after I called in my claim. The refrigerator and the washer are now working great. The only thing was when I had a call-in for the air conditioning. This claim took place at the same time that I called in for the appliances. AHS sent somebody out but then the estimate from the company was around $4,000. I thought, "Where is American Home Shield for that?" They were not there to help and they didn't give any explanation.
This wasn't the first time that American Home Shield didn't cover things. A couple of years ago, I had other air conditioning problems and they didn't cover those. They said that they just didn't cover the parts.
When I purchased the policy, it'd make various repairs. But obviously, when something goes wrong, it seems to me like they find a reason not to cover it. Also, their price keeps going up every year.

Recently, I put in a claim to AHS because my pool pump was going out. Filing the claim online was easy. I paid $100 for someone to come out. When someone came over, they said they couldn't do it until it went out. They said the pump still works and it was just making noises and it was heating up. If it happens to go out in another month, then that money will still be good. Otherwise, I have to pay another $100.

American Home Shield was okay, but I wasn't a big fan of how that whole transaction went down. My oven went down, and they cut me a check. They sent five different people who said five different things. I waited four weeks to get my oven replaced because these sorry companies were not putting the information in. The whole system is a headache. I was paying $25 a month, and then they went up to $44. I don’t recall seeing a letter saying that my insurance was gonna go up. I didn’t like that.
Some technicians were cool, but other people really just seemed like they didn’t wanna do the work. One guy said I needed a fan, another guy said I needed to change something in my electrical box. It’s a brand-new house. Obviously, something was wrong with the oven. They cut me a check, I put $600 to it, and got an oven. It worked. I never needed to change anything in my electrical box. It was the oven.
I wish they had one company come out and service so they can keep track of what they diagnosed. If you send 10 different people, they’re gonna have 10 different answers. It doesn’t seem like they are real techs. I knew more than they did. That’s the only thing I would change. Currently, I’m looking to get out of my contract and get somebody else.

My experience with American Home Shield wasn’t too good. I’ve been a customer with them for going on three years now. And it sucks that whenever something breaks, they call it normal wear and tear, and they don’t wanna pay for it. So, there’s no point in having home insurance for any equipment in the house.
I have used AHS twice for the same issue with the air conditioning. The first one came up about the December timeframe or November of last year. And they came out and, supposedly, they did a cleanout of the air conditioning and the piping, so it didn’t leak. I had to call them back two days later because it was still leaking.
So, they came and did a deeper cleaning, and they managed to get it to stop leaking. So, that lasted about six or seven months. And now, about a month ago, I had an issue. They came out, they were not there for five minutes, and they said that whatever cleaning they needed to do, it was gonna cost me $1,100.
And then, whenever I looked at their paperwork that they were leaving behind for me to sign, they said that they cleaned the pipe going out. And I know that that was not the case because you can’t do that in five minutes. So, I didn’t want to sign it. And so, I called AHS and reported it, and they gave me a credit for $125 that I paid. I haven’t even looked to see if they actually reimbursed me the money. So, I had to contract another company on my own dime and pay for them to come out and do the service that I thought I was getting with them. But on the customer side, whenever I talked to them, they seemed like they were trying to solve the issue.

My washing machine had an issue, and AHS sent Sears out. They fixed it, but I do have one problem with them. The man had to come twice to actually fix it, but that’s not his fault. What I didn't like was that the window was too large, like 8:00 to 5:00, which is ridiculous. And I was the last one on the list. They came at 6:15 at night. And I think a lot of places do it 8:00 to 12:00 or 1:00 to 5:00. In other words, our time is valuable, too. So, if they had said 1:00 to 5:00, I had the whole morning to do whatever I had to, and then I came home at 1:00.
Before I moved here, I had a different place, and they used to give you a two-hour window. That could be hard. But I think the window has to be made smaller. I’m sure they can figure it out if they have eight calls and I’m the eighth one.
American Home Shield has a lot of vendors, and they told me that the smaller vendors give you a smaller window. Sears is a large vendor. So, I told them that from now on, I’m gonna ask for the smaller vendors. But they did a great job. They came out in a good amount of time, but it’s just too long a time to stay home.
The other thing I didn’t like, and I don’t know if it’s just Sears or every vendor, but you can’t contact them. So, after waiting at home from 8:00, and it’s almost 4 o’clock at night, I cannot contact them. The American Home Shield gave me their number, but I couldn’t get a live person. And probably with a smaller vendor, you could do it. So, the communication wasn’t great.
But the representatives at AHS were good. And the price I got was also good. I got a good deal and just have to pay half the price, and not the full price, which was great.

I have been a customer of American Home Shield for 19 years. Unfortunately, my long-term loyalty has been met with repeated disappointment. Despite maintaining a premium plan, AHS has consistently fallen short in providing timely or effective repairs for major household systems such as our AC unit, water heater, and refrigerator.
My most recent experience was the final straw. On 10/10/25, sent a vendor to assess our refrigerator, which had been repaired last year for the same issue but now there was leaking of the fridge as well. That vendor wouldn't touch the actual issue but ordered parts for other issues around the main one. When I asked about get a cash out to get a new refrigerator, it was a mess. I ended up in the resolutions department asking to cancel my warranty. The resolution agent quickly ordered a second opinion to get a complete assessment. When the next technician, from a new vendor, came I clearly told the technician that I did not want to waste their company’s money or time and specifically requested a diagnostic only, not a repair, as I was seeking a cash-out option for a replacement refrigerator.
However, when I called AHS the next day, I was told that the vendor had already ordered parts, against my explicit request, and that AHS would no longer offer a cash-out. Instead, they told me I would have to accept the parts and "call back if the issue happens again". I was transferred to the Resolution Department and held for over 30 minutes, only to have to hang up when my next client arrived. During the call, I was told they would try to contact the vendor to see if the order could be stopped, but no resolution was provided. I’ve spoken to at least ten representatives during this time and only three seemed knowledgeable or empowered to help. Most seemed to give scripted responses, appeared unfamiliar with what previous reps told me or emails that were sent to me, and offered phrases like, "Sorry, that's all we can do", without any effort to genuinely assist.
I absolutely do not fault anyone for having an accent, I understood them perfectly, but there is a clear disconnect in understanding customer advocacy and service recovery work for U.S. consumers. There was a very very distinct difference between the 7 reps I had to speak with that just apologized and encouraged me to go with the flow because there was nothing else that could be done and the 3 reps that got right to the issue or transferred as requested, without trying to stall or talk me out of my decision. AHS would do well to incorporate customer service training on the different nuances of the different regions of the US that AHS serves.
After nearly two decades with AHS, I cancelled my warranty. Home warranties are supposed to provide peace of mind, but this experience has provided only stress, wasted time, and disappointment. After nearly 2 decades, I've put out 20K in monthly fees for a warranty and I've only have about 4K worth of work needed, much of which I had to pay out of pocket when AHS couldn't help.
Thank you for taking the time to share your experience with American Home Shield. We genuinely regret that you encountered such persistent challenges with your warranty service, especially considering your long-term loyalty to our company. We understand the disappointment and inconvenience caused by the unresolved issues with your household systems, as well as the frustration with our overall communication efforts.
Should you decide to reconsider your warranty needs in the future or if there's anything more we can do to support you currently, please don't hesitate to contact us directly. We wish you the best as you transition to a service that meets your expectations. Thank you again for your two decades of trust in our brand; it was greatly valued.

It's a scam. I recently purchased a home and after moving in noticed a strong gas smell by the gas meter. I called the city's gas company and they told me that the pipe connecting to the city's meter had a leak. They refused to repair the pipe because it was my home line not the city's line that needed repair. After contacting American Home Shield, they sent a technician to evaluate the pipe and confirmed that the pipe needed replacement. After their technician sent the photos to AHS, they called me up to tell me that because the pipe is not apart of my home, they didn't consider this as a part of my coverage and refused to pay. I mentioned that the city refused to pay because the pipe was considered a part of my home and they continued to read off a piece of paper doing everything they could to refuse coverage. What good is a home warranty company that won't pay for a gas emergency? They are a scam and I would avoid them like the plague!

The compressor in my outside unit wasn't kicking off, so I called American Home Shield. Interacting with the reps have been very pleasant. I’ve had no problems with them. The company gave me the name of the person assigned to do the work. They called me 15 to 20 minutes before they arrived. The guy identified himself and seemed to be very knowledgeable of what he was doing. He looked around and asked me a few questions about the problem, such as the location of my unit and my circuit breaker box.
They could have been quicker. I called on a Friday and it was Tuesday before they could get the technician out. At that time, it was up in the 90s in Texas, so it was very uncomfortable. But I was able to survive as long as I knew that they were going to take care of me. I was very satisfied with the way they handled my situation. I would highly recommend American Home Shield.

My fridge was not cold enough for the food. There was even mold and so much condensation. I was throwing away food because they were spoiling. I don't know anyone in America who can afford to throw away food these days. I should be credited for the food loss. There was also a loud noise coming from the fridge. Despite that, the American Home Shield technician did essentially nothing. He came out twice and with his long, bright inspection light. He said that there’s nothing wrong with the fridge without doing proper testing.
I told American Home Shield to never have the same technician come to my house again. But they didn’t listen. The same technician came and advised us to contact the appliance’s specialist to look into it. I'm not really happy about that at all. If they couldn’t do the job the first time, why should one think that they could do the job properly the second time? Then, the actual appliance specialist came out, but had to order parts, so I had to wait several weeks for that. After six weeks, the repair happened yesterday. The specialist was professional. It was ridiculous that I made so many phone calls about this. It was a horrendous experience.
On another occasion, there was water on my carpet. When I told the representative that it was Sunday and I needed someone there that day or the next because it was an emergency and I had waited long enough, they said the earliest would be the next day, six days after my request. I then said I would find someone myself, even if I had to pay both, and so, I asked them to cancel it.
When I escalated the issue, they said that they couldn’t do anything because I had canceled the request and there was a process for getting my own plumber. I explained that I canceled only because their representative told me to, after I had already called about it 10 times. They said to speak to the representative, and that was all they could do.
Dear Ola,
Thank you for contacting American Home Shield! We sincerely apologize for the frustration. A service specialist will review the service request and follow up with you directly.

I'm in the customer service business. I do flooring. So, when I come to do what I'm gonna do, a repair on a person's floor, I kind of rate the actual what's going on with the repair that I'm doing. So, when somebody's asking me to rate them, everybody can do something a little bit better, man. I'm in the top 5 in the business that I'm in because I'm on Angie's List, and I'm on HomeAdvisor list. I'm on Thumbtack. And I'm still a 5-star after close to 10 years. So, for what I do, I know well, and I know good service, and I know bad service. If I'm gonna do a repair, I will overkill. I'm gonna make sure that that customer-- I'm not just there to take money off of the customer. I wanna make sure that if something is done right, I'm gonna make sure it's me. But they had to order a part, of course, and the part took probably a week or so. But once the part came in, they came out, they were able to schedule in the next day or two and they fixed it quickly.
Back in January, I had some complaints because one of my items wasn't covered. So there was just some back and forth with that.

I’ve been with American Home Shield on and off for about 25 years.
Submitting a claim through American Home Shield’s online system is easy. They assigned the technicians very quickly. I don't have a problem with that. And I like their coverage because most companies will only cover major appliances that are in the house. American Home Shield covers. If you have two refrigerators like I do and ones in the garage, they cover both of them. So they're very flexible.
I'm concerned that the contractor shouldn't even be in business. They're very rude on the phone. Their appointments are not accurate. They'll give you a time and they don't show up on time. The technician doesn't seem to know what he's doing. They don't seem to be very professional. And they lied to American Home Shield and said that everything was fixed and it wasn't.
It was terrible. I've been on my second contractor for the same problem since June and they're no better. Not to be discriminatory, but they seem to be foreigners coming in. They're coming in from Ukraine and places like this. They have a hard time with the English language. And I don't know. They just don't seem to be professional. They know a little bit about it, but I think they're more. They're not very technically-oriented. I think their main thing is to replace parts. They don't try to troubleshoot it. They just order parts and replace parts.
And the thing that's improved, I think they need to hire a better quality or vet their technicians better or their professionals that they're sending out there. They need to vet to make sure that they are all licensed in the area that they're gonna be servicing. Not necessarily just the company, but the actual technicians that come out should be licensed technicians. Not just somebody who knows how to hold a screwdriver.

Astro Appliance, the company AHS sent out, was terrible. This was a hose for a washing machine. A certain maximum is allowed to be used for parts. First, they were telling me that they needed to get the approval from American Home Shield, I was chasing them for a week. After a week, they told me they had an allowance. It took them two weeks to get a hose replaced. We had a pile of dirty clothes waiting to wash. I ended up having to take it to a laundromat to wash my clothes because I needed to go on a trip. This company does washing machine repair, but they would not respond. I had to constantly call them.
I usually have a great experience with American Home Shield. For a time there, I thought it may have been their fault, but it wasn’t. It had to do with the people at Astro that were working with American Home Shield maybe for the first time, but it was bad. I was not very happy. The interaction with American Home Shield has always been nice. Even the representative from Astro was really good. Just nothing was getting done.
The lady called to thank us and to tell me how things were going, and I said things were great, but American Home Shield needed to approve my claim. She kind of argued with me and I argued back and I got very upset. I had a really bad experience with that lady. We’ve been using American Home Shield for more than 10 years now. That was the only time it was a negative experience, but I don’t think it was her fault. I would think it was just that I had wrong information.
Since they repaired the washing machine, I have not had any other issues at all. They got the right part. It just took two weeks. We’ve been using American Home Shield for a long time. We have it in our rent house and in our own house. I’m a real estate agent, and I’m gonna continue to refer it to my clients. AHS is a great company.

Any technician coming to our house has been very professional, very helpful, explains what's going on, does the job very well, and usually, fairly quickly, too. I don’t use it too often except when I have to. I do try to use those check-up ones to prevent any problems down the line, like this last time when they came out for AC check-up for the winter.
I had an issue with the washer that took two months. The first guy who came out said he couldn’t do anything about it, so he didn’t even attempt to fix it. The second person came out and said he needed another person, but they would try to fix it. He fixed two pieces, but it needed a third one. The price of the part was too expensive to get, so they recommended a replacement. When the new washer came in, it matches the one I had before. It was awesome! This one was as big as the old one and it had all the features. What's better is that the seal of the door is not made out of rubber but made out of something else that keeps from getting mold. There’s water all over the garage floor. I dialed the number for American Home Shield, spoke to an actual person, and they set it up. The representative was good. There was nothing misleading. Sigmond Plumbing came, examined the water heater, and called it into their office. Their office got ahold of American Home Shield, and then we set up an appointment for them to come back out. I was also told the charge that I would be expected to pay. Within two weeks, the claim was completed.
The guys that showed up were real professional. They did a good job and were working from the time they got here to the time they left. There was no trying to upsell anything by the actual people that came in and did the install. American Home Shield paid for the unit, but I had to pay $1,700 to have the thing installed with the new piping. Some of it was bringing it up to code. I would say to read the contract carefully so you have a better understanding of what is covered and what is not. There was a level of dissatisfaction when I found out that I would be on the hook for $1,700. I think more clarity is needed about what actually is being paid for, and then what is not.

I have been with American Home Shield for 18 years now. Their customer service is kind of variable. Sometimes it’s good, sometimes it’s not. Other times, it’s better.
There are a lot of costs that they don’t disclose. I had my furnace replaced, and I thought everything was gonna be completely covered, but I ended up having to pay $1,200. And when my hot water tank went, I had a similar experience, and I paid $500.
Right now, I’ve got the Platinum plan, which is their highest level plan. And I had an issue with my air conditioning, it wasn't working, they refused to pay the claim because they said it was due to rodent damage. I had to pay the service call while they weren’t paying any of it, which was really shady since I don’t remember reading that rodent damage wasn’t covered. I also had another complaint about my washing machine, which took two or three weeks for them to address, making me wait a long time for things I thought were covered.
The whole reason I have this warranty plan is that I don’t have to pay out of pocket. They also said that they would offer an annual furnace checkup. I got a call and they said, there’s nobody in my area, so they supposedly are sending me $100 that's supposed to go towards the furnace checkup, but I still haven't received it, even though they say they’re gonna take care of it. There are a lot of things that are sneaky about it.
Thank you for taking the time to share your concerns, Kyle. I am very sorry to hear that you have not been pleased with the service provided since becoming a valued member of American Home Shield a few months ago. We understand that miscommunications or misunderstandings regarding the plan coverage can be upsetting. I would be happy to contact you to offer any assistance necessary and address your concerns. I've been with AHS for quite a few years. Their customer service is pretty good. However, if I want anything done, it requires me to do more work every time. They say no to everything, and then I have to argue.
When it comes to their technicians, most are really pretty good. But I just recently had one that found an issue, and it was gonna require crawling under the house. Magically, they can't do anything that requires going under the house or in the attic. It's not a great, fun job, but that's what they do for a living.
I don't know if it's because American Home Shield doesn't pay them to do those extra things, but I had an attic situation and an under the house, and both, I had to call back a second time. They said, "Oh, I'm sorry, we can't fix that." I said, "Yes, you can. The technician just didn't want to." But they sent out a second person that did complete the task.
Also, my prices increase every single year, every time I use it. It's almost doubled over the time since I started. Now, it's not cost-effective. For what I pay a year, I could pay the technician. It's now hit that point where it's not a deal any longer.
Thank you for sharing your honest feedback, Michelle. We truly regret that your experience hasn’t met expectations and understand your concerns about service consistency and rising costs. Your points about initial denials and technician challenges are important, and we’ll make sure they’re reviewed internally. Please let us know if there is anything else you need in the future.

My dryer had a mind of its own. One day, it would heat up and the next day, it wouldn't. It would start to heat up and it would go out while it was drying. But ultimately, it would not dry. I filed a claim online to AHS and it was pretty simple. It gives you dates and times to pick from. But there's just one question on there where I feel like it's kind of the same thing between not heating up and not drying.
Then Sears came out. The major issue for me with Sears is that when you call their phone number, you get an automated system. There is no one to physically speak to 9 times out of 10 without calling 500 different phone numbers and pressing every button under the sun.
It was also a very long process. We opened two different tickets. The first ticket started in August and they closed it. 10 minutes after that Sears technician, we had to open it again. And unfortunately, they don't have a “supervisor” or somebody above the technician that comes out for you to speak to when you have an issue.
I called American Home Shield because I pay them and they're the ones that contracted Sears. And even reaching out to American Home Shield and it going to escalations, the people that I pay to take care of these things are saying there's nothing they can do and it's up to Sears.
But they said they couldn't recommend a replacement until Sears said it's not fixable. Nobody could ever figure out what was wrong with my dryer. And it took two months, four different technicians, and multiple phone calls. At the two month mark, somebody finally decides to go, “I don't know what's wrong with it.”
And then after that, it took another two weeks because somehow, the report from Sears to American Home Shield got lost. At no point in time did AHS say, “Wait a minute. You've been out to our client's home multiple times and you still can't fix it, then you all need to put in for a replacement.”
I was without a dryer for two months and had to take it into my own hands to finally buy one. I would not go with AHS. Maybe 5 or 10 years ago they were great. But at this point in time, I would not pay them $100 a month, hoping and crossing my fingers that if something breaks, that they're going to fix it. I would not recommend them.
Dear Kayla,
Thank you for contacting American Home Shield! We sincerely apologize for the frustration. A service specialist will review the service request and follow up with you directly.

I looked over the plan that we have and there are things that they don't cover with the garage, like the rollers, which is exactly what was broken on ours. So we paid $125 for them to come out, and on top of that, we had to pay $700 to have what was broken fixed. And now the garage door doesn't work anymore, so I need to call them. I think that American Home Shield could be helpful for the right thing. We just got blessed that nothing terribly wrong happened to our house in a year.
Dear Jessica,
Thank you for your feedback regarding your recent service experience. We're glad to hear you had a positive interaction with the garage service technician. We understand your concern regarding the service fee, especially when the resolution appears simple. Please note that the service fee is charged to initiate the request and have a qualified technician diagnose the issue. While we recognize your frustration with the associated cost, this fee is standard across all service requests and cannot be adjusted. However, we encourage you to contact our Customer Service team to explore alternative plan and service fee options that may better suit your needs.
Please also keep in mind that coverage under the service agreement is not all-inclusive. There may be instances where certain repairs or components fall outside the scope of coverage, resulting in out-of-pocket expenses. If you need assistance with an active service request, please don’t hesitate to reach out.

I just signed up with them for the first claim. The contractor came out, checked the refrigerator, and the compressor was bad. He took the compressor off and said that they would try to get approved to get a new compressor for the refrigerator. But they didn't do that. I ended up calling them to follow up. And this was almost a week later, and she said she was gonna do it that day. I then called American Home Shield, who confirmed there was no request, so they called the contractor. And they requested it with the person who called from American Home Shield and had it approved. After it came, they sent somebody to put it in. They replaced the compressor and the refrigerator is doing fine, but it just took longer than what it should have taken. As far as American Home Shield, they have really good customer service and the reps are understanding and very helpful.
Thank you for taking the time to share your experience here. And I did have some concerns initially only because of some of the reviews that had been on his website. I was a little concerned, but then the gentleman got hold of me right away and we resolved it between us.

I call when I submit a claim. The contractors have been excellent. The sink was stopped up. The plumber snaked it and it was good for a week. They came back, they snaked it again, it was good for another week or so, and it stopped up again. I have to call again.
I felt I might get better protection from American Home Shield than other companies. which is why I went with them. I've only had the service for a few months. The service fee is a little high. The one for contractors to come out is $125. That's a little steep. Their competitors are a lot lower than that. As for the monthly fee, if I'm paying $50 a month to be protected, when I have to pay that extra $125, it's like adding an insult to injury. Other than improving the price, I like that AHS is really quick about responding and I've been happy with the service provider that they've sent.

Repair person initially said they'd fix it, went off to get part, and never came back. Person sent to perform repairs ghosted us. Only found out the service was denied hours later through AHS email. Out $100 for service, though no work was performed. I pay AHS $112 a month for Shield Platinum coverage, but why. I call them out about once, maybe twice a year. I should probably just set aside the $1200 a year for repairs instead of paying for this coverage. Avoid AHS.

American Home Shield’s rep was really friendly. Because sometimes you call places and they think that you’re stupid. And on the same day, he reached to Lonestar Mechanical Services for the air conditioning. They changed the air conditioning unit in one day. I am satisfied.
However, they said it was in this program that if something was damaged, American Shield was going to pay for it. And if they cannot fix it, they’d give a new one or replace. But this don’t happen here. I did not know that I have to pay too because I was thinking American Shield was going to cover for the whole thing. If I didn’t let them replace it, I have to pay almost $1,000 to put the Freon. If I buy a new one, I know it was going to be more. So, nothing is free.

I reached out to them, sent them pictures, but the people I spoke to kept saying it’s an in-ground pool, and I couldn’t speak to a supervisor at all. The thing about the company is they have very pleasant people in the US that answer the phone and are very nice, but they pass it on to another country where they’re not responsive and they won’t help. I’ve had a few experiences with American Home Shield and their contractors. I don’t have any issues with them except they took at least a month to add me on to the account.
There were some roofing problems and a leak where the contractor fixed the seal around the outlet or where the fumes come out of the house. There was another company that I felt was trying to get over on the owner because they came out twice and mentioned doing installation of a bunch of stuff. Another contractor came out, and they ended up just fixing the issue.
There was an AC company that came out because the house was taking too long to cool. He found the issue immediately by looking in the attic and seeing this huge hole where air was blowing. He sealed that and did a visual check. He also gave me some recommendations to ensure that the house cools faster and keeps the same temperature. That way, the AC is not running consistently.

The technician, Rick, told me the compressor was out, but when I told him Parker & Sons was out the day before and told me compressor was fine, Rick changed his tune and said, "let me check it again. Yeah, it's running fine." Then he said my unit was very old and AHS would not be covering most or all the parts I needed to have it running and up to speed. He left and put in for an for replacement of thermal expansive valve, evaporator coil, sediment trap, lock-in caps, drain line, elevation kit, float switch and duct work modification.
American Home Shield sent me an email letting me know I had to pay $5325 to get all that replaced, or accept a cash-in-lieu of $168. That's right!!! $168 is all they offered as cash-in-lieu. I spent 2 mos dealing with AHS agents in the PHILIPPINES who kept telling me they would need to have someone call me back in 24 hrs.
Two whole months of battling w/them got me no where! Oh, and if I wanted a new unit, I would have to pay ~$8k out of my pocket for a low-quality noisy unit but, and per Action Mechanical who I was forced to use being they were the original outfit sent to my house, it would only be the unit. The parts required would need to come from the old unit. That's right!!! The parts would be the 32-y/o parts. WHAT AN INSULT!!! The best warranty out there is OLD REPUBLIC, or Home Choice. Don't ever use AHS. I'm including an image of the check of $168 from FRONTDOOR who is the parent company of service plan brands for American Home Shield. I got the check, but cancelled the warranty the following day!

I recently had a plumbing issue. The issue was that my washer was backing up. Not the actual washer, but the plumbing that drains to the outside of the house, it was coming back up through the drain of the washer.
I submitted the claim over the phone, and the process itself was easy.
Esequile Maldonado is excellent. He's been there before, and he always tells me, Okay, I'm gonna be there between 8:00 and 9:00, and he's there a few minutes past 8:00, which I love because we both work. So, he's always on time, does what he needs to do, and he's out of there quickly.
I’ve had experience in the past with a refrigerator icemaker repair. When I was trying to fix my icemaker on my refrigerator. I submitted the claim in April, and it didn't get fixed till August. Yes, it was horrible. The repairman that they assigned to me, JS or JG, something like that, he wouldn't answer my calls. He tells me, Yes, I'm on my way, and there I am waiting all day, and he doesn't show. And he did it to me for several times. It was horrible. And I kept telling American Shield, I'm gonna call you again tomorrow if he doesn't show up.
From April until August. And that's because I kept harassing American Home Shield, or else he wouldn't have shown up, days before, anything was finally resolved.
I'm satisfied with American Home Shield except when I've had a big fight with them because I told them, You take my money out of my account for my monthly bill like clockwork, and then I need help, and where are you? Nobody's here. So, I bugged them, and I think they just got tired of hearing from me that they finally sent this man out.
The only thing that could be improved is the repairmen that they assigned. I'm gonna be here at this hour, to be there at that hour. People have jobs. We have to get out of the house. That's the only thing. And that's why I always pick Mr. Maldonado because he tells me, I'm gonna be there, and he's here.

I’ve been with AHS for six months. My most recent service was the Direct Appliance, and the experience was good. The technician was knowledgeable, he repaired the dishwasher.
I submitted my claim through the app, and I thought it was good. I would say the only negative is I had to be proactive in reaching out to the vendor. I don't think if I hadn’t called the vendor, that he would have called me, maybe. I don't know. Who knows? I don't know. I was maybe a little too proactive. But, everything was great. I could see some customers might expect a home warranty itself as like, “Hey, one call, we take care of it.” I think some consumers might be under the impression that they don't have to lift that finger.
I had an issue with the first provider assigned, and I still had to pick up the phone and make changes.
The app could be improved if we can cancel an existing service call if a vendor is being non-responsive. Like in my case, it was initially assigned to GE Appliance Direct. And basically, you get them back out there. It was like a whole thing, so they reassigned it to Direct Appliance, who was great. The guy was great. But I had to call to cancel it. There were issues canceling the request for GE. And if I could have just done that over the app and had the app redispatch it, it would have been a lot smoother.

My recent claim with American Home Shield was for our air conditioner. The AC was not cooling, I believe, the fan outside or something. I'm sorry, it was my husband who handled it, so it was not me. But they came promptly. Apparently, he thought he had to order a piece or something, and then he came back, and he fixed it right away.
The claim itself was submitted online, and we’ve used AHS online tools before without any issues.
We haven’t had any problems since the repair. That was just a few weeks ago, and then we were gone for vacation for two weeks. Actually, I wanna say that it was like maybe 10 days prior to us leaving. We just got home Saturday, and that means we've only been using the AC, literally, the past two days, three days.
The only thing that I can honestly say is when I did try to make the transfer, because I had the American Home Shield in my previous home, which I sold, and then I started up in this house, and I absolutely dislike having to deal with it. It seems like an office center that is through, I guess, Indians, and I have no issue with them, but I cannot understand them. And literally, it's just such a hard issue because then I ended up being billed again when I wasn't supposed to be billed, and then I did get credit for it. That's the biggest complaint that I can honestly tell you. I started up the house over here, and I told them to stop the payment at the other previous home. And I didn't get billed for one month, and then I got billed the following month, which made no sense to me. But yeah, that was the biggest complaint that I can tell you. It was just transferring over. But with the people that come and help us out and do the work, we've never had any issues. Everything's been so prompt all the time.
I definitely recommended American Home Shield to many of my friends because we keep telling them over and over, We just pay the $100 upfront and then everything else is paid for, and it pretty much pays itself.
We greatly appreciate your loyalty to American Home Shield through your move. We're thrilled to know that your AC repair experience was timely and satisfactory. My normal AC service people were here doing their normal six-month service, and they said that I had a leak in the system. They thought it was in the coils so I put a request in to American Home Shield. They contacted a contractor and he came out, looked at it and said there was a leak. The best he could tell was back in the back corner, but he said that the leak was probably caused from the corrosion or the mildew that had been accumulated on the coils. He wrote up a long report to American Home Shield. They then said that because the mildew was there before, they were gonna deny the claim, but that the contractor would come in, pull the coils out and fix the leak, but it was $1,225.
I told him no because I was in construction for 15 years and I have enough contacts to talk to AC people, and they told me there's no way in hell that that that mold would cause the leak in the coil system. Plus my service people come every six months, and when they were here in March, the AC had pressure and everything was good.
I didn't like the contractor's attitude either, because as soon as he pulled it off, he said, “You know you got mold in here.” This is the state of Florida. There's mold everywhere. I called American Home Shield the other day and asked if there was a possibility that I could pay another $125 and get another contractor to come out. They said if I had done it within seven days, they could have arranged for another contractor to come out and get a second opinion but at that point, they couldn't do anything. Of course, nobody had told me about that.
I was so upset that I almost canceled the whole warranty with American Home Shield. I had First American Home Warranty before, and the only reason I was changing is because they had raised their prices quite a bit from the last time that I signed up with them. I had a thing with them where I had a hot water heater that went out. And they came in and they replaced it with a brand new one. I had no problems. First American Home has called me a couple of times now asking me if I would like to re-sign up, and I may just bite the bullet and spend a little more money and go with somebody that I have faith in.
Thank you for sharing your experience and concerns with us. We understand how frustrating it can be to encounter issues with your home warranty coverage, especially when faced with unexpected charges and communication difficulties. The only incentive I ever received from American Home Shield was they credited my service call fee. They just did it as a treat for how long I’ve had the account. It was just a random credit.
It’s always good. Honestly, it’s the most hassle-free warranty I’ve ever had to deal with. I had to do car warranties, and it’s really the worst. I’m grateful for American Home Shield, actually. It’s never been a yucky experience at all.
When we first moved into this house, we had Old Republic. That was what came with the house from the previous homeowners. I didn’t renew it and got canceled.
I went to go get it again and was looking at reviews. American Home Shield was a better price for better perks. The amount that they covered was more, plus some.
You know how there are those car warranties that are the most expensive one, but they cover 555 compartments while others are 100? That’s American Home Shield compared to other home warranties I’ve seen. The coverage that they offer is really nice.
I’ve had it for five years now, and it’s only gone up once. I used to pay $89, and then it went up to $94.99. It went from a $75 copay to a $100 copay, but I haven’t had to pay a penny since.
I’ve only had one bad experience with a contractor, and it wasn’t even their fault. When I called the warranty to talk about them, they said they were going to put them under their business account, so they know I had a negative experience.
I’ve had seven visits total for the claims that I’ve submitted, and it’s all been good. It was all for the same problem. We have almost a 4,000-square-foot house with one AC unit. But they’ve all been good contractors, except the one.
I’d recommend American Home Shield. I tell everybody that if they ever need a home warranty, just do American Home Shield. It saves a lot of hassle.
Thank you for sharing your experience with American Home Shield! We’re delighted to hear that you find our service hassle-free and reliable. It’s wonderful to see your positive comparison with other home warranty providers and appreciate that our pricing and terms meet your expectations. We're glad the service visits, especially those addressing the AC issues, have mostly met your satisfaction. If any new issues arise, you can count on us to be there for support. ACT sent someone out in three days. The person came and tried to troubleshoot. He figured that the part needs to be replaced so he placed an order for it. It was supposed to take 10 days, but they actually got it sooner.
The technician came back in three days and replaced the part. Everything has been working okay since. AHS is a reliable service that resolves the problems as soon as they can. They won’t give excuses.

A gas range will not stay operable and this has been going on for eight weeks. Our tech has been very frustrated because things haven't worked. But he was very good and determined to solve the problem. He has been chasing the issues. He'd come out, repair something and replace something. He would test it and it would work. Then he would leave and it wouldn't work anymore. That's happened with these replaced panels. He's replaced igniters and valves. It's been a battle. We'll see if this new part that they put in solves the problem. Today he replaced another board and it's working at the moment. It's the last thing that he can try, so if that doesn't work then we need to talk about a replacement.
We've been with American Home Shield for years and we've always come to good conclusions with them. That's why we stuck with them. We call to submit our claim and our interactions with the customer service representative are always good. It's been satisfactory. This particular incident has been unusual because it's taken so long. It's because they persisted in trying to fix it. They have to order parts, wait for the parts to come in and get approval from American Home Shield is the process.

We’ve been with American Home Shield since 1988. We've had it in both of our homes. The claim process was really fast. They come out really quickly. If you put in the order today, they will call you within 24 hours.
My housekeeper said that there was a leak in the toilet. When TNT Plumbing came and checked, they couldn't find the leak. And then, I wanted them to check the faucet, and they really couldn't do anything about that. It still turned on, but it was tight.
Then they came out again because they had seen a water leak on the side of the house. It was the regulator. He checked the pressure, and he said the pressure was as high as 85. And then when they came back out to fix it, that's another $100. Every time I had to pay $100, they said that it was 65, it was fine. So for both times, they did nothing. I was just disappointed.
There were things that they've replaced if they can't fix it or if they don't have the parts for it. When the old washer and dryer went out, they didn't have the parts. So, they gave us a new one. The stove was old, and they also gave us a new one. In that regard, it's been good.
I just recommended them to my son and daughter-in-law. We've had it for years.

I’ve been with American Home Shield since I moved in here 23 years ago, and I’ve enjoyed the service. Everything has been fine, and I’ve had a good experience. A number of things have been fixed, repaired, and replaced. I’m hoping nothing else breaks, but you never know. But if it does, then I’ll be calling American Home Shield.
Submitting a claim online is easy. But sometimes in the past, I’ve made phone calls, and you get on hold. But when it’s simple, I usually do it online. I recently had some plumbing service a week or two ago. It was a minor issue. AHS sent Bullseye Plumbing. Two guys came out and took care of it well. They were fantastic. And I was happy with that. It’s good as new.
In the past, what was exceptional was the prior plumbing company, His & Hers. They were over-the-top wonderful. And I was surprised when they assigned me Bullseye because I thought something was up. I found out from the guys who came from Bullseye that American Home Shield is separated from His & Hers as a contractor.
I don’t know what the reasoning was, but it must have been something between them. But the lady who always came out from His & Hers was beyond tops. She knew how to handle everything and analyze the problems. I had a lot more confidence in His & Hers over all the years we used them.
So, I’m happy with AHS. I have a pretty good monthly coverage policy with them, and there hasn’t been any issues. But their price has gone up quite a bit. Right now, it’s way up there. And then the service call used to be $50 or $60, then it went to $75. And now it’s $100. I understand everything goes up, but with everything I got covered, which I got almost everything covered, I’ll probably take a look at lowering the coverage to save some money. Because I think I’m at $138 or more a month.
Sincerely,
Marc

I’ve been an American Home Shield (AHS) customer for years, but this experience has been beyond frustrating. My oven cooktop broke five months ago, and since then, it’s been a never-ending loop of phone calls, missed commitments, and vendor changes. AHS assigned three different vendors over this period — each making five or more visits — and after countless hours on the phone with both AHS and their contractors, the cooktop is still broken. Every time a new vendor was sent, I had to start the entire process over again.
After all this time and effort, AHS finally offered $400 as a “replacement” payout, which is laughable. That amount doesn’t even come close to covering a comparable cooktop. AHS has turned what should’ve been a simple repair into a five-month nightmare of poor coordination, unreliable service providers, and zero accountability. If you’re considering a home warranty to “save you the hassle” — think twice. With AHS, you’ll end up doing all the follow-up yourself and still be left with a broken appliance.
Thank you for sharing your experience with us. We are sincerely sorry to hear about the ongoing issues you've faced with your cooktop over the past five months. It's deeply concerning that after multiple vendor visits and extensive communication with our team, the problem remains unresolved. The experience you described is not indicative of the service we aim to offer.

He called within two days and was very professional. He was very personable, just did the work, and left. He did a great job at it and was fast.
I’ve always had a positive experience with American Home Shield, never a problem. When I have a claim, it’s always dealt with directly. I like having the peace of mind that comes with it. I’ve had to fight them a few times on some issues, but they’ve been fine to me.

I make all my claims on American Home Shield’s website, and I’ve had no issues with it. It’s easy to follow. I had two recent experience with them. I had the dryer and garbage disposal repaired.
The garbage disposal was almost instant. I filed the claim Thursday night, and they had a repairperson there by Monday. The technicians brought a brand-new incinerator with them. They took the old one out, then put the new one in. It was all done in less than 30 minutes.
All through the process, the technicians were professional, friendly, and quick. In the last 15 years, this was the third time they’ve replaced the garbage disposal. So, I’m very happy with how they handled it.
The one with the dryer wasn’t quite as good. The contractor instantly responded, but it took them two weeks to get the first technician there. He wasn’t there five minutes when he said he had to order parts. It was at least two more weeks before they began checking on it.
It was maybe four weeks after the initial call before the technician got the parts and came back. When you compare the two services, that vendor wasn’t quite as quick and speedy. However, they were professional and polite.
Interestingly enough, it was the same contractor that serviced the dryer a year ago before that. They were still a little slower then, but not as bad as this one, time-wise.
We’ve been with American Home Shield for over 10 years, and they’ve been accurate. For the most part, they’ve been very quick to respond on the original service request. I’ve never dealt with anyone who has not been professional. I’m very happy with them.
Matter of fact, I just recommended them to my two kids who bought homes and said it’s worth the investment. The vendor delays are not the warranty’s problem. They’re just something the marketplace has to deal with.
My price continued, and I’ve been on it over 10 years. I think I started out at $30. It got up as high as $112 or $120. I just said, “Look, I’m not doing this. We gotta figure it out.”
They’ve developed three plan levels instead of what I was on. So, I’m back with a $50 a month plan and I’m satisfied. I negotiated my costs after I made some referrals, and I think that made a difference.

I've had two claims with American Home Shield. I had one with an appliance and they worked with me. The appliance people ordered the parts and fixed one part. Then they had to come back out several times, but they were consistent in that.
The appliance guy fixed the icemaker, but food was freezing in the refrigerator. He did order another part, so he's supposed to come back out when the part comes in. Overall, it's fine.
Then I had a claim on my attic fan. The electrician came and tightened whatever was going on with it. A week later, it started making a noise, like something was loose. He said that was normal. That's not normal, but the electrician didn’t want to come back out.
I talked to the people from American Home Shield with the department that handles problems. They offered help and went back and forth with the electrician. Finally, they gave me another electric company and my fan was fixed it. My husband talked to American Home Shield a couple of times, and they were very pleasant.
I've had the warranty a long time. I've had them at another house in Virginia. It depends on the contractor you get and the person you talk to, but I've gotten most things resolved. I've never really had something that was never resolved.
The only problem I have are the prices. I've been with American Home Shield so long and the prices get a little steep. It goes up each year, but they work with me on that. Integrity Air Conditioning was excellent. I had an issue with my air conditioning unit where there was a water buildup. The part that controlled it was faulty, which actually caused a flood. The technician came over promptly.
She was very knowledgeable and gave me some insight on the product. At one point, she didn’t think American Home Shield would cover it and explained why it wouldn’t be covered. She started giving me advise on what to do and where to buy the part cheap.
The technician then started asking a few questions and worded them in a certain way where, based on my answers, it would allow for the warranty to cover the part. She even called her supervisor about it and got his approval. It was all about the customer service with them. I was very impressed with the contractor. She was phenomenal.
In 20 minutes, the technician did some technical work. She did some cleaning and vacuumed the line out just to make sure there wasn’t any residue. She did an amazing job. It wasn’t an expensive part. The technician replaced it and was in and out.
When I bought this new house, I spoke to one of their salespeople. They were very thorough. Even though I knew their product and services, the sales person explained it very well to me.
I’ve had American Home Shield for 16 years, and this is my second house with them. In that period of time, they have ticked me off on a couple of things. But overall, no complaints.
I have no problems with their service at all. When I had it in my last house, they probably replaced the $1,600 pool motor three times in 14 years. It was very good.
I used to call American Home Shield previously when I lived in the other house. At times, there was a language barrier, but it has gotten a lot better. It’s cheaper to hire people offshore. I get it. But in the 16 years I’ve had them, their price has gone up considerably.
Their app is very good and the website is excellent. It’s very well laid out, very easy to follow and easy to input. I suggest American Home Shield to a lot of my friends who are in the market of getting a home warranty service. I always say, “Hey, they’ve always been straight arrow shooters with me. Never a problem.”
