    I usually go through the browser. There are three or four drop-downs that allow me to be able to put the claim in. Usually, once the claim is put in, I get a response quick by a provider. And the service is done quickly from start to finish. My dryer wasn't drying clothes. I put the claim in and after five days, the technician came out. He was able to diagnose and fix the problem right there. He gave me some tips to not run into the issue again, because we identified exactly what the issue was. Since then, everything has been great. I had five claims, and one got denied. But it was within reason. Other than that, everything was usually taken care of right away.

    The guy who came out from Upland Pool Supply was very professional and knowledgeable. He was amazing. But I was not satisfied with the air conditioner guy. I said air conditioner when I put in the request and I didn't know that I have to put the heater too with it. I said it was a unit so it would work. But the tech didn't touch the heater. He didn't even check it out. A friend told me to hire someone else and they told me the Nest wiring wasn’t done correctly. So, the air conditioner guy gave the wrong answer to any of the questions. American Home Shield should be more flexible. The air conditioner is a unit. It can be a heater too. So, my mistake is I didn't say heater. But they both weren't working. It was gonna take the tech a minute to check out the heater too. Still, people should take a home warranty. In the four years I’ve had AHS in my home in LA, I've never used it. But with this second house, I did and I liked it.

    Our microwave in our kitchen, above the stove, went bad. We called American Home Shield and my wife talked to them about getting a technician. The tech showed before the time he said on up the day he said he was gonna show up. It threw me off guard, but he was really good and professional. I would definitely use him again. On the other hand, American Home Shield's customer support is both good and bad. It depends on who you talk to and the situation.

    Having a home warranty has a lot of pros and cons. The pro of it is that you have a peace of mind knowing that if something breaks in your house, it will be covered. The con of it is, not everything that's inside of your house, under it or things that come to it is covered under American Home Shield. That's a huge drawback. The plumbing that goes from under your house is not covered. Because that's a huge headache for homeowners that if a pipe bust that’s not inside of the house, you’re on your own with that. We found that out in the worst way.

    We thought that American Home Shield would be something that will protect us. I just got out of the military, and if I wasn't here when a lot of stuff had happened with the house, if my wife was here by herself or if I was on deployment, it would be devastating for her to have to deal with that and have to deal with somebody when she doesn't know what's going on.

    Sears came out to repair the refrigerator but for whatever reason, the tech that came out said that the issues were pre-existing, which we didn't understand how he could assume that or where he got that information from. I had to reach back out to American Home Shield and ask for a second opinion because they denied the repair of the claim because the technician said that the conditions were pre-existing. They gave me a second opinion, and another person came out. When they came out, they diagnosed it again. It was a different diagnosis than what the original person had put. So, they had to send someone out to repair it. American Home Shield did end up repairing it. Everything is working fine.

    The claim process was a little bit frustrating because when they set the dates, Sears just gave me a date and time. They didn’t reach out to me like American Home Shield said that they would. We had to figure out things around our work schedule according to the date that they had given us and the time that they had given us. It was between the hours of 8 am and 5 pm, but my husband and I both work. So, it wasn’t like they called to see what time would work for us. It was more so like, “This is the time, and you have to figure it out.”

    American Home Shield is awesome. They're prompt and they've met my needs whenever something was not right with pricing. I had an issue with getting charged for something twice and I called. They took care of it right away. Also, I do maintenance all the time with a company that I liked because they do that really well.     I went through the website when I had a claim and it was very easy to do. Then I heard promptly from a selected provider and coordinated with them. It went pretty well. Overall, Home Shield has quick response to request for service. But I have some follow ups to do with Home Shield because there is one service request that I haven't received and then some billing stuff where I might be getting billed for a service that I haven't received yet.

    Their customer service has become something that is 100% foreigners and they don't understand a lot of what I'm saying. The most recent claim that I tried to make was for my gas log fireplace. The surround on that has got a blower to blow the heat out into the room and that blower started making a bad racket this season. I called them up and I said I would like to see about getting someone out to fix that. The rep I talked to couldn't understand and I had to go through that I cannot tell you how many times. Finally, the girl tried to reassure me that she knew what she was talking about. In the end, she assigned somebody who called to make an appointment to come out to my house to fix my gas furnace. I don't have a gas furnace. I have a gas log fireplace, which they don't do so they canceled the order.

    The next thing I know, they have someone else calling me for an appointment and it was the same thing. I've been calling in between and saying I have gas log fireplace. I had to keep saying it over and over again and always to foreign people. Finally, I just told them to cancel it altogether. They canceled it, but not before they took out the money from my account as if someone had been to my house. Here I am a month later and I'm still having to argue with them about this and trying to get my money back. The last time I spoke to someone, they said it should be 12 to 14 business days. I had to wait until this week and it should have been in there by today and nothing. I'm really upset because they're forcing me to have to call back and forth. Also, I have requested someone that speaks better English and can understand what I'm saying but never have I spoken to an English-speaking person. That was not something they could do.

    I've had good experiences in the past and I love Home Shield's plan. I love that I can get the whole home -- that means my appliances, everything that's important, and everything that can break down and cost an arm and a leg to replace. We've had our heating system fixed I don't know how many times. We have a unit up in our attic and one outside and they have maintained all of that for us over the years. It's a great thing and all new homeowners should get it. Their customer service has just gone all the way downhill.

    It's convenient to have all those appliances and stuff covered when things break. American Home Shield usually is very responsive in getting someone out here and taking care of it.     The hot water heater kept shutting down and the pilot light wouldn't stay on. Then, the top of it was kind of melted. So the techs were contacted by AHS and they came out and looked at everything. They were very nice. They ordered a new piece of equipment and when it came in, they repaired the hot water heater then they re-vented the outtake vent because they also thought that that was causing the heat to come down on it and the water heater to shut off. It's been working perfectly ever since. I had another claim with AHS but because of COVID, people were not available to help with repairs. Other than that, the other issue I had and the most recent one had been great. Having them gives me the peace of mind to know that we have the policy and we've been very pleased with them.

Recently, a repair company was supposed to come out for our AC on Friday, from 8:00 to 12:00, but they got here 2:00. They didn't meet the time window, so we had to postpone it till the following Monday, but the tech was very good.

    My garbage disposal kept acting up. It would stop and leak and then it would stop again. They came out here three or four times and they ended up changing the whole system out. Then, the new one was humming and a tech came and fixed the problem as soon as we noticed. I've used American Home Shield several times and I tell all my friends and family about how good they are because I've had a great experience. I haven't had any problems or haven't had that many big out-of-pocket expenses, except for my AC unit. And I'm upset with that company because they gave me a lousy AC unit. My house isn't getting cold and since it's under warranty, American Home Shield still goes through them. Also, sometimes, I don't like having to pay the $75 as soon as I make the order because sometimes the people aren't readily available. If I've already paid the money, I just have to wait.

    Americare fixed the problems with the refrigerator and the washing machine. I'm satisfied. The refrigerator is working very well. The problem I’ve had with the washing machine was during the cycles. They fixed that. So, I'm happy with the work they did. They were very respectful. They listened. They were great.     I had been with American Home Shield for 20+ years, and I've always been pleased. My biggest thing is sometimes, the turnaround is not so good. When you put in a request, sometimes, that may not be serviced for three or four days. Right now, I noticed that the service time gets delayed more and more. Other than that, the technicians have been good. There's been a problem where someone came out to fix the washing machine and he felt like it was a little above him, but the company stayed with it and got it fixed.

    I had a claim and American Home Shield still haven't responded to me. So I'm not really happy about that. It's been about three weeks now. When I called in the claim, I had some issues with the customer service reps. I had to call back again. I don't know where American Home Shield's call center is located. But it could be a little bit of a challenge. Even in Spanish, they don't even know what they're doing sometimes.

    The light fixtures don't work anymore and the initial tech that came out said that he was gonna send some pictures, so I can just go and fix it myself because I have this warranty. They can just forward me a refund and I can purchase the set myself. The tech was really good. He was very polite and respectful. But I haven’t heard back from anybody. American Home Shield should submit the estimates to their contractors quickly. I had an emergency and it needed to be done.

    My most recent claim was for plumbing with drainage pipe issues. I made the claim and the contractor reached out immediately. They were here the next day. I called American Home Shield that time because I had a bad experience with that plumber. The first time I had them was in January and they were terrible. I told the rep I did not want that contractor to come out there. She said she would take care of it but ended up sending the same contractor anyway. That made me mad. I'm cancelling with American Home Shield soon because I've picked up a better company to work with. That aside, a different technician was sent this time and he was great.

    I had a leak and an overflow in the upstairs bathroom and it came through the ceiling. Water was pouring out of my exhaust vent and my light in the ceiling. Highway Plumbing came out and fixed it. Then, they asked if they could cut a small hole so they could make sure that it wasn't leaking. But when I came home, there were three holes in the ceiling. I called American Home Shield the next day and asked if they plan on sending a drywall out here to fix it and they said they wanted to wait five days before they schedule a dry wall to come out. I haven't had a call back about it. Besides this claim, I've also had them come out and repair my garage fridge and replace a pool motor. The response time was pretty good. It was within a couple of days. Also, the customer support reps are sometimes a little hard to understand because they have a really super thick accent but it's been good.

    The person who came to fix my disposal was very friendly and he didn't take any time to get it done. I really appreciate that he came when he did. However, the last time that I called to get my air condition fixed, that was the third time that I called and I specifically told the person that I spoke with that the unit is not a central air conditioner. It's an extension that was done to my house and the air condition looks like the one that you have on hotel rooms. Because, two times before, they came to fix it and they said they don't work on those units. When I called the third time, the person who came said, "I don't work with this unit." I have paid three times for my air conditioner to be fixed and it's still not fixed. The man said he was gonna let AHS know that he doesn't work on those units. But that was the only issue that I had. Other than that, I never had any problems with them with anything else. I'm very satisfied with AHS.

    I've had the worst experience with American Home Shield in over 10 years I've been using them. Right now, I'm incredibly disappointed with it and I'm very unhappy. It's been absolutely miserable. My furnace went out and I contacted them. They sent a company out and that company did a little bit of work, came back, and replaced the part the next day. The furnace worked for about two days and failed again. I contacted American Home Shield and said I needed them to work on it. They assigned the same vendor to it and I ended up trying to contact that vendor for the next two days -- email, phone, and text messages. They never responded to me at all. When I contacted American Home Shield, they told me I need to wait for the vendor to reply. I asked how long would I have to wait and they said I just need to wait. But it was my furnace and it was winter.

    I asked it to be escalated and no one from American Home Shield responded to me. I contacted my own vendor who came out and said the inducer motor is blown. They replaced the part the same day and I have my furnace working again. I contacted American Home Shield because I waited a week and no one ever contacted me. I asked for reimbursement of the motor and they said their policy is not to reimburse if I used another service. This was the most horrific experience I've ever had with them. But I've looked up the information on the site and read about how we have to go about an official dispute. I'm working on filling out that paperwork to get reimbursed for the $1,200 I had to spend to replace the inducer motor.

    Then, the furnace blower motor blew out a week ago. They assigned the same vendor to do it again and it took me two days to get ahold of them. I had to call American Home Shield and beg them to assign another company but they refused. The company did contact me, though, came out, and said that the blower motor’s burnt out. But I recently had some remodeling work done on the basement. There was a panel that doesn't affect access to the blower motor and they couldn't get into there. They said they were not going to repair the blower motor until I move that, which would require rotating the furnace or tearing out a wall.

    It's gonna take me weeks or months to get that change made and I need heat. I begged them to replace the blower motor and they said it will just burn out again but they promised they would take care of it. They ordered the blower on Friday and scheduled to replace it today. They just called me and said they didn't hear back on the part and they would let me know when they get it. I'm now coming up on a week and a half with no heat. I am actively recommending no one use American Home Shield. As soon as I get this arbitration settled, I'm going to stop using it.

    When American Home Shield sends somebody out, they’re fine. Sometimes, it takes them a while to send people out. I've had to have a couple of claims all of a sudden because everything just started breaking at once. So, it wasn’t a really easy thing. They didn’t make it an easy deal. I thought it was because of COVID, so I really didn’t think much of it other than it’s an inconvenience.

    I asked them to do a microwave for me. The first time they brought the microwave out, the guys dropped the microwave. So, they had to go get another one. They took a while to get that. Then when they tried to come back, they couldn’t get it installed because of my house. After that, they ended up sending somebody else. He said he couldn’t get it installed because of the house. Another person from InterTech that was doing some work on my refrigerator said it’s a real simple thing, but you just have to do a little more work or be more of a handyman.

    I called American Home Shield. I called the people that did the work on my house to see if I could get them out here, and nobody really could help. I ended up calling a friend of mine who was also a handyman. He came out and installed my microwave a week ago yesterday. So, that went on for at least two months. That wasn't a really good experience with them.

    My oven stopped working. I talked to an American Home Shield representative over the phone, and she said there was someone in the area. They set up the appointment. The person called me, and he came. The thing in the bottom of the oven was no longer working. He had to come twice to replace two different things, and now it works like brand new. I’m very pleased. I thought I was gonna have to get a new stove because the oven worked, but the stove part didn’t.

    I got assigned somebody for my plumbing issue and the confirmation email said that they would contact me within 24 hours, but they didn't. It was several days. I'd gotten an email from this place that they had said that they were going to assign to me, and it said, "We want to know how your service went. We're following up with you." I went, "They've never been here. I don't understand." I called American Home Shield and told them what happened. I also said, "I don't want to deal with them. I'd like to be assigned someone else." I also had already gotten verification that this first company had charged me on my credit card. I said, "I want to be sure that I'm not charged twice." She said I wouldn't be.

    The second company they assigned me to then acted admirably. I was happy with that. He knew immediately what it was. He went to his truck, got the part and replaced it. He was here for 15 minutes. However, I have a really high deductible of $100 with AHS. I also kept getting emails after I'd had American Home Shield for a few months going and already used the service. It makes me wonder if it's a fraud email.

However, they will not respond to you in the private chat after that. They responded initially to my complaint within 48 hours requesting more info (because it shows publicly), but 6 days later and they are still quiet in the private chat.

    Original review: When purchasing my home I selected the basic Home Shield plan. 2-3 months later, the kitchen sink faucet's sprayer aerator broke off and went down the drain. This means that the water comes out like an exterior hose as it no longer has the piece that splits the water in a lighter stream. AHS sent someone out quickly, but the worker that they sent told me that I probably wouldn't get it covered because AHS will use the "missing part" clause in the contract to deny it. I told him that there is no way for me to even have the part due to how the system failed. He agreed, but again stated that he rarely sees these paid out. Sure enough, AHS denied the claim to replace "due to a missing part". I explained to them that the plastic piece broken into multiple small pieces and went down the drain, and that it is impossible to recover the "missing part". They still denied it.

    After escalation, I asked them if a bearing on an appliance shattered into dust if that'd be denied due to a "missing part" and they told me that yes, a missing part means they don't have to repair it. It's absolutely absurd that an appliance or any covered item that mechanically fails in a way that shatters it to pieces becomes an excluded claim. The missing part clause is meant for AHS to not cover a part that someone may take off to sell or throw away just to abuse the warranty contract to get a newer part. I understand the need for this clause, but AHS's abuse of this clause is akin to fraud in my opinion. Based on AHS's very generous use of the "missing part" clause, a majority of covered item's failures will not be paid out by AHS.

    I have two heating units in my home and one of the units was not heating. That was back in October. I called AHS and they sent a guy out from some company. He said that there was a board that need to be replaced and he had had to order it. Later on, he came back and put it in. The unit started working. But then, the other unit quit working. I had to call in again and AHS charged me another $75. Every time I call in a deal, they charge me $75. They sent a gentleman out. I didn't know this, but that particular part of the unit is underneath the edge of my house. He went under there and was there for about two minutes. He said the blower motor was running backwards and that he would have to order a blower motor. He left and I waited and waited. I never heard anything from him again. I called back in and the rep said he ordered the motor, but it hadn't come in yet. Then, a couple of days later, he called and said he was coming out.

    He came out, went under there, and stayed down there for about five minutes. When he came out, he said he couldn't replace the unit and that I'm gonna have to replace everything. He couldn't get that motor off so they're going to have to replace all that unit underneath the house. And if they do that, they have to replace the unit that sits on the ground, the air conditioning and the heating unit itself. He also said that the air conditioning unit takes the old type of Freon and that Freon is not available anymore. If it's just a blower motor, why do I have to replace the air conditioning unit that's outside the house? It didn't make sense. He left and didn't do anything.

    I waited and then I got an email from that company that he was with and it was saying all kinds of stuff -- that it was all rusted out, that my ductwork was laying on the ground and collapsed, that the whole unit would have to be replaced, and that I would responsible for the payment of all the work. The tech said it's going to cost between $5,000 and $8,000. I'm retired and on a fixed income and disabled. I can't afford all that. They also said that if I didn't pay it at the time of the repair, they would put a lien against my home.

    I talked to AHS and the lady said she would do some investigation and call me back. She was very polite. Several hours later, she called me back and she said she talked to the company and that it was just a form email that they sent out. But it was very intimidating and very threatening to me. I really didn't appreciate it. Also, I've paid three payments of $75 every time they come out and I still don't have my heat working in my house. She said they were going to send the tech back out and I told her I didn't want him back. I want somebody that knows what they're doing and is willing to do it. She said to keep my phone on and somebody will be in contact with me the next day. That was a week ago and I haven't heard a word from them.

    Other than having to fight AHS on getting the same technician if I have an existing problem, they've been great. If I have a problem with my pool, I don't want to be switching companies every time, because I'm gonna get a different opinion every time. I know for a fact that the company that they sent out will be there the next day, instead of making me wait a week or two. AHS tries to tell me that they don't have that information. If they don't have that information, how did they send them out the first, second, and third time? Also if AHS keeps jumping their rates up like they are, I'm gonna have to discontinue them. They have too many price increases.

    The first couple of times I used AHS, it was not the easiest to use because they seem to have different phone numbers for things. My kitchen downdraft was supposed to be replaced, but the unit was out of stock. I have this credit on my account that says they will cover it when the part comes in, but I have to keep checking on that. It doesn't seem to have come in yet. I had to follow up with it, which I wish were a little easier, that they followed up with that instead of me always checking when the part comes in. However, they've fixed other things for me and it's been relatively easy.

    The first time I requested service for the heater, I told them it wasn't working and they sent someone out to check on it. Then, they said the tech told them it's not covered. Since when is the tech the expert on what's covered under my contract? They should be the expert. I had an attorney look at it and, according to him, it is covered. I left that message with them and they called me back and sent another company to look at it, who said it's covered, and I have to pay a certain amount out of pocket. That's when they replaced it. I don't know if I was dealing with people that were just not clued up or if it was intentional. But it is sorted out and I got my heater.

    They've sent credible people out for the plumbing issues that I've had. They sent a plumbing guy to fix my IKEA faucet, which was leaking, and IKEA parts are not easy to get. He took the piece out that needed replacing and he was searching all over to try and source it. It was very impressive that he did that because he could have just billed AHS for a new faucet and told them that the part is totally unavailable anywhere. But he searched high and dry. It was very decent of him. Then, I taught him how to use Google Lens and he found the part. He went and ordered it off. K & S Heating and AC who they sent out was also credible and very professional. I can't say I'm 100% free of concerns about how future things will be handled but overall, it hasn't been bad. They cover way more things than the company I was with. They truly try to fix or replace things.

    Right now, I have one service request through American Home Shield and according to Wright Refrigeration, they came and check. This is the second time with the problem of that same cooking range. The first time, Wright Refrigeration came and fixed two coils. There were four burners. Unfortunately, that one coil maybe came out from its socket.     I had an electrical issue at an apartment property that I own. The breaker was tripping so I called the home warranty service. They set an appointment with the contracting company and normally, I have to wait. But thankfully, they came out the same day. About an hour after I contacted the warranty service, Harvey Contractors called and scheduled a time window that someone would be out there that same day. The gentleman arrived and took care of the problem, and I was satisfied with it. Apparently, there was something that was burnt out on the fuse box. I was very pleased because they were quick and I have nothing but praise on that specific issue.

    I have mixed emotions with American Home Shield because I have several properties that I have their warranty service with and I wasn't pleased with some of what was going on. I cancelled their warranty with one of the properties because I wasn't pleased on what they did. After paying six months of warranty, up to six months of the year, and then have them decline something, I wasn't thrilled with that. So even though I still have their service, I don't have it on all the properties.

    I woke up this morning and I noticed it was a little bit colder than usual. I went down and checked my thermostat. It was 63 and I usually keep it no lower than 69. I then checked the furnace and it seemed to be okay. The hot water heater was fine as well. So I deduced it must be the furnace that has gone out. That furnace was installed a year before I moved in the house in 2007, so it probably ran its last course. I called AHS and told them that the furnace had gone out. They said a technician would be in touch with me and that person would call me and set up a time when they could come out. Then we'd agree on that time then that contractor would then come out and take care of the problem. So the process was pretty straightforward. But before him, every time someone came out, I had to pay $125. Couldn't they have done a more comprehensive overview of everything? Because the person who recently came out, did a little bit of an overview and waited and said, "Okay, I've done a check."     We've had several claims with AHS like for the water heater, dishwasher and now for the refrigerator ice maker. The prior two claims were great. The vendor and American Home Shield were really good. But with the ice maker situation, the guy was ill-informed and not prepared to fix it. He assessed the refrigerator and then went “Well, your refrigerator is dirty, so we'll clean it for 50 bucks. But Home Shield doesn't cover the cleaning part.” I go, “Okay. Clean it for 50 bucks.” And then he tried to reset the ice maker. And when he did that, he says, “Oh, yeah, it's good to go. You should have ice in three to four hours.” I said, “Well, the YouTube videos we've watched, it even said inside the door, if the ice indicator is blinking, the ice maker is still broken.” He goes, “No. I don't know what that means. But it should make ice. And it said there right inside the door."

    Now, we have an appointment for them to come again and look at it to try and fix it. But we had to wait a week and a half for another appointment. We even called the contractor and they said, "You're already scheduled for the 9th to have us come out.” I go, “The tech didn't fix it the first time.” and they said, “Well, you have to wait till your appointment.”

    My house was a new build and all the toilets were put in the same time. When you flush the toilet, it would do it for some time but it got worse and worse. Lots of times it wouldn’t flush it but the clean water didn’t refill back up so you have to pick up the lid then push the little thing and it would refill the water. Someone came out to repair the toilets and he did a nice job. He did it very fast. It looked like it was an easy thing to do. Everything is working very well.

    American Home shield continues to make the same mistakes. Last time that cost me many days waiting for a repair person. They were supposed to change my address but they didn't, so the person went to Clearwater instead of to my house. I had to wait another three or four days for service. This time, my address still wasn't changed in the system. The tech went to somebody else’s house. That's important because some of these repair people only come to certain areas on a certain day.

    If you're in the state of Florida, you need to have a home warranty. Having someone come to your house is going to be expensive. It's better to pay that monthly fee and when a technician comes, you have the assurance that you know what's going to happen. You know how much it's going to be. You're not just sitting out here and they're going to tell you it's 300, 200, 500.

    I would like to have American Home Shield allow me to pay for upgrades. An example, I had to have a furnace replaced, and they went for months, if not years, dumping money into this one AC unit. It finally got to where the list of parts was two pages long, and they went ahead and committed to replacing it. If I had to have paid for that particular AC unit, that would have been a couple $1,000, if not more. It makes more sense to pay American Home Shield $400 for the year, plus a $75 call to get it replaced.

    I was thankful for the replacement, then I said, "Look, you guys, you're gonna put in a basic unit just like what was originally installed." They said, "Yes, because that's what we do. Whatever the basic current is, that's what we do." That's usually better than the basic original, which was 30 years ago, so I can't complain. But I said, "Look it, I'll pay for the difference to get an energy efficient unit and get it one size up." They wouldn't allow it, and I don't understand what the issue could possibly be. All they would allow was replacement of a basic original, because that's what I had. They've done that several times on several different items in the house.

    We've had a couple of occasions where I've had to call and threaten American Home Shield too. Because it's Friday afternoon or Saturday night, and nobody can come out, or it's the old, "You'll be contacted within 24 hours." 48 hours later, we're going. "Isn't somebody supposed to contact me?" It's always the same, "Oh, well, we didn't get that call," or "We sent that call to the wrong, whatever," or "Well, sorry for that. It just got lost."

    People make mistakes. I understand that and I don't have an issue with that. That's why I'm still with American Home Shield 30 years later. It just gets to be a bit of a problem when it happens to you personally. When it's the middle of summer, it's Friday afternoon, and your air conditioner goes out, and the best they can do is, "Well, you have to wait till Monday or Tuesday for that 24 hours, 48 hours to actually kick in." Are you kidding me? I say, "I'll pay the difference. Send them out immediately." On the call, "Oh, we can't do that." Unfortunately, whenever we've had an air conditioning issue or a backed up plumbing, it always happens Friday night or Saturday morning, and we always get caught on this 24-business hours.

    The call may go into the company, but your call gets buried by all of the real emergencies that people called in and are willing to pay for that Friday, Saturday, or first thing Monday order. Yours just gets shuffled down in there, because you're just a routine call. So you don't get that call till either late Monday or first thing Tuesday maybe. So, now you've been without AC till, at least, Wednesday, and they don't have the part. It has to be ordered. This happened twice with my air conditioner, the first unit that we replaced. The parts that they needed were in town, but the company that was doing the repair work only ran to that distributor twice a week. I had to wait till it was their turn to go to that place to get the part, and then I had to get put on the schedule.

    Using my example, a guy comes out on Tuesday morning and says, "It needs part X, Y, Z. I'll place the order." Guess what? Tuesday mornings is when they go to this company to get parts, and then again on Thursday. So now, I have to wait till the Thursday run to go get parts, and then they have to put me on the schedule once the part comes in, which means the part comes in Thursday evening. They put me on the schedule, but Friday is full, so guess what day it is now? The following Monday, because Saturday and Sunday are emergency calls, and a routine part replacement is not an emergency. My furnace or my AC has now been going on seven days, and I ain't gonna get the part put in for 10 days. That's American Home Shield's business model and I don't like it, but I accept it. Still, they could do better.

    I've also had a year where I paid my $450, and I may have used them twice. I didn't need a service, but I go back to when I first bought the house that we're presently in. The house had issues, and the people that originally owned the house either lived with the issues or didn't consider them issues. I had somebody from American Home Shield out here every other week for the house. We had them out here for plumbing issues and for minor electrical issues, and a year like that, $75 a call, it's real easy to break even. I had a plumbing issue one time, where they just had to replace a water spigot. I didn't know if that was covered or not, but I called them out anyway.

    The guy came out and said, "No, this isn't covered." Just getting a water spigot replaced because of the freeze was a $300 expense to me. American Home Shield makes sense if you've got an older home and you might have issues. They have worked on a dishwasher, a microwave, my refrigerator, and my washer and dryer over the course of 30 years. When you add up what these appliances could have cost me in terms of expense, it makes sense to have something like American Home Shield. It doesn't make sense when I have that year where I didn't need them at all, but I cannot predict when it's gonna be that year, so I just gamble and pay it. If I sit down and add it all up, I come out ahead.

    Having American Home Shield is a security blanket. Sometimes it works for you, sometimes it doesn't. I never get through to anybody. It takes hours. Recently, the contractor came out, didn't have the part, left, didn't come back until a couple of days. I'm not even sure if it was fixed. AHS needs a wider range of people to come out. Because typically, we get the same people all the time, and they're not always the best. Some things are covered, some things are not. So, there's a little gray area in what AHS identifies as coverage and what a plumber says. Because some plumbers didn’t want to work. But it was convenient when I could get somebody out there.

    I had a dryer issue and American Home Shield set me up with someone who was going to come. When we read the reviews, the contractor had one stars all over the place and they said that company was horrible. So, AHS was going to give me another company and I told them that I would look that one up, and that one had horrible ratings. AHS gave me a third one, which was wonderful, here in Elk Grove, California where I live. The guy who came out was great and nice. He knew what he was doing and fixed my ice maker also, which has never worked in our refrigerator.

    AHS should take those other people off their list of companies to send out because the reviews on those two companies they were gonna give us were horrible. So, I'm not even sure why they're an option. Many years ago, the first time we had to use AHS, the guy was great too. He fixed the dishwasher issue. Then, we haven't had any bad luck until my dryer went out the other day and the guy came in within two days and had it fixed. If they had given me a great company to start with, the experience would have been a lot different. But they didn't. And they didn’t do any reviews themselves of these companies.

    We're trying to sell the property and the owner told us that things weren't working. So we called AHS for services. The tech checked the electrical wirings and then he said it was working. So that was $100 wasted. I also had a claim with the air conditioning. But then the tech said that he only does central air conditioning and that was kind of an old property. So that wasn't central air. So again, the tech came out, and then nothing happened, and he left another. But overall, if you have to buy a warranty, then I would suggest Home Shield. But as far as what they cover, you got to read the fine print.

    We had an exterminator for bugs in the house. Twice he was here, and he didn’t do a good job. It was through American Home Shield. We paid 75 bucks and the exterminator didn’t use better chemicals to kill the ants. The ants kept coming. I had to go Lowe's and get some stuff. I sprayed it and it worked. Now, there are no ants. On the other hand, Complete Air Mechanical came out for my furnace, and the tech did a good job. The first time, he came inside, but the rest, all the work was done outside.     I'm so frustrated with American Home Shield. I just keep getting around with them. My dishwasher is broken and it's a 20-year old dishwasher. So, when the service guy came, he said, "It doesn't make sense to keep fixing this dishwasher. I can order parts for it, but doesn't make sense. So, what you should do is tell them that you want to cash out for the repair and buy a new dishwasher." And I was, "Yeah, that makes sense."

    I called them and asked them if that was an option, if that was something I could do. And they said yes, initially. So, I thought that was what I would do. But when he submitted the work order to them, they were like, "Well, we're ordering the parts. We're looking for them." And they said, "We finally found the parts." And I was like, "Well, yeah, I would like to just cash the repair out and buy a new dishwasher with whatever you were gonna pay him for the parts and the labor." And they were, "Yeah, we do that for some things, but we won't do it for appliances." I was, "Oh, gosh, this doesn't make sense though because it doesn't make sense to keep pouring money into this dishwasher."

    And I even explained. The dishwasher has broken repeatedly. The ceiling fell in in the basement. I had to get that repaired. Of course, that's not covered by the home warranty. So, I'm super anxious about it and I'm like, "Please, just let me buy a dishwasher. Just give me the money you were gonna pay him." But they wouldn't do it. When he came to fix it, he even said, "This makes no sense." I said, "Well, they said it was up to you as the repairman to say that it can't be repaired." "Right, but it can be repaired. And if I told them..." He said, "What they don't tell you is that they count that against me if I say it can't be repaired. If I get too many of those calls, they put me up for re-certification. So, I'm not gonna risk..." I said, "I get that." The supervisor was supposed to call me back in AHS, they never called me back.

    The only reason the repairman came back is that I called back again to see when the supervisor would call me because they hadn't even pushed it through for the repair company to call me. I got stuck in limbo. This has been going on for two weeks. When he tried to repair it, he said that he couldn't finish the repair because my garbage disposal, which AHS sent a plumber to fix, was improperly installed. Apparently, the plumber unhooked the dishwasher and didn't hook it back up. That's a plumbing concern. So, the appliance guy was, "I'm not really allowed to do that because they separate plumbing from appliance. So, that guy has to come." He shook the garbage disposal. He said, "It's not even mounted properly. Only one of the four bolts is in."

    This is a frustration because every time they send a plumber out here, they send horrible people. They sent Joy Plumbing, which if you go online and look at the reviews, theirs are horrible. They tried to send Joy Plumbing again. They flooded my kitchen because they improperly installed a sink that I had to pay for anyway because AHS doesn't pay to replace the sink. But it was their contractor, but they won't pay for sinks. It has been a mess and I still don't have a working garbage disposal or dishwasher. We're going into week three. This all is illogical because this dishwasher should be replaced anyway. 20 years old and this is the fifth repair. Of all the home warranty companies, supposedly, AHS is the better one. Everybody hates these companies, but this was particularly egregious and I don't have any recourse.

    I had a leak coming from the refrigerator. It took American Home Shield two months for them to come and fix it. I had to have a refrigerator. So, I ended up buying a new one. And not just that, but my walls were damaged, and mold started to come out. No one was here. I called and one of them was a video, and they came out, and it was a part. It was all this crap. It was very disappointing because I ended up spending $3,000 on a refrigerator, never got a credit on it. Two months later, they came out and fixed it. And that refrigerator went bad again. So, it was not a positive outcome.

    The language barrier seems to be an issue when I called. It was hard to understand the people that are on the other end and for me to express what I need. That has been an issue in all my service calls. I tried to explain. The lady said, "Oh, we'll credit you this service." I didn't see one. I couldn't express anything else. It was like running into a dead end because there was no solution there. I know if they cannot replace my unit, they are supposed to give me a credit or some kind of money to buy a new one. I didn't have a refrigerator for a month. I lived off of an ice chest, and I couldn't have the food that I need to cook or couldn’t eat out every day. It's expensive. I asked to speak to a supervisor, a manager, anybody, she would not transfer me over. She said, "There's nothing we could do. You have to go through me." It was ridiculous.

    If you're struggling to communicate, pass it on to someone else. Because I had to put out money, and who's gonna reimburse me for that? I'm paying for an insurance. Nobody reimbursed me. I didn't make it a big issue, but I should because I'm entitled to it. And it's very nerve-racking because I couldn't get past that one person and I don't know who else to contact. I paid for the services for a year. Will I renew with AHS? No.

    We weren't sure if our oven was getting to temperature or not because some food were coming out undercooked. So, the techs came out and diagnosed that it was a bad thermostat. But they had to order it and they're supposed to be back next week to replace it. When we ran into an issue, the responsiveness from American Home Shield was awful. So, if it's a quick repair, they can get out there. But when things go out of the ordinary is when it falls apart. So if they can fix that, it'll be great. We had one issue where we were stuck waiting on parts for a long time. It literally took me and my wife together at least five times calling and leaving messages and things being escalated before we got any resolved. Other than that, the experience has been good and the technicians themselves have always been able to solve the issues. Having a policy with AHS gives you peace of mind, which is great.

    The claims process took a few days. The tech cleaned the heating system. Something was obstructing it. They were good. I like the coverages American Home Shield has and that they have additional stuff we can use like carpet cleaning and key service. Other companies don't have those.     AHS is fantastic. It's a fairly decent amount to have the techs come out. I'm paying $100 to have them send out a technician to look at my dryer. If there's something wrong with the dryer that they can't fix, they’re saying we gotta replace it, and then it will be replaced. It's not going to be any more money for me out of my pocket. It's gonna be $100. That's it. Even the higher stuff, like a furnace or air conditioning, if you had to replace those, we're talking about thousands of dollars. I'd rather pay the $800 throughout the year, and knowing that I have a little security, and knowing that I'm not gonna have to pull out a loan just to get something fixed.

    Sears came out recently because I was having issues with the refrigerator freezing. One of the lines that go to the evaporation on the bottom of the pan of the refrigerator got a little clogged up. So, it backed the water up, and the water backed up into the back of the refrigerator. Which caused it to freeze and start to expel water from the side onto the floor. They pulled out what was clogging it up in the back and unfroze it, cleaned it up and went on their way. It's working fine now.

    It wasn't clear that I can have more than one item when submitting a claim. I had a claim and while the contractor was here to work on it, I asked a question about something else. They told me that I would have to make another phone call and put in another claim. Then, yesterday, I had a toilet that was running repaired and while the gentleman was here, we could hear the other toilet running. He said I can put up to six things on a claim and I didn't know that. I wished I had gone ahead and called in another claim while he was fixing the original issue. He's not allowed to go repair something else without me making another claim.

    I've also had claims for the air conditioning units that Myers Comfort Specialist came out for. One time, they had to replace a part but because my units were 15 years old, there's a newer part now. In order to put in that part, they had to modify something about the connection and I had to pay an additional charge. It was kind of upsetting that I didn't know.

    The same thing happened with a different air conditioning unit. They came out to repair it and it was leaking Freon, which costs 10 times what it used to cost. I would need like 100 pounds and it was going to cost me $1,000 because AHS would only pay for $10 a pound. They said that if they can't repair the issue, they would replace it and now, they're telling me that they can repair it but they're not going to pay what it's going to cost to repair it because the prices have changed. They should have put that in their contract when I was buying it. "Unless prices change, then we may charge you more." To initiate a claim is $125 and there always seems to be something. When they fixed my faucets and my toilet, though, it didn't cost me anything else.

    But when I went online to put in a claim for my leaking faucets, it told me that my account had expired. I renewed in July last year, which is good for a year, so I called them on the phone. The rep told me where to click and he gave me my account number and it had a thing to add an account. I would have thought that meant I want to buy another AHS but it was like some kind of way to add my account. It popped up my name and address and there was my contract and all the stuff. But it shouldn't be me having to do that. They ought to have access to do that.

    Other than that, I like the service and AHS does everything good. I like the fact that when I call, I immediately get emails or texts telling me what's going on. It says I would get a phone call from the contractor within 24 hours but it's usually within an hour or two. Then, they let me know when the contractor is on the way. They give a phone number to call.

    When my washer wasn't working, AHS got somebody out there. The control board, we thought, was out ‘cause it wasn't draining properly and it wasn't working. As soon as the tech got the part, he got it done and did a good job too. It's working well right now. I like the plan that we have with AHS. It covers everything. We even paid extra to get the electronics covered. The price is good and everything they cover is good. The only problem we had is with the first issue we had with the washer. We had to wait two months to get it fixed. The person that was scheduled to fix it was from too far away. It took a lot longer to get the part. To find out there was a secondary part that had to be ordered to put that new part on, ‘cause it was our push-start button wasn't working. It was flattened in. But once they got it fixed, it worked. The guy was also friendly.

    I had an electrical concern with my water heater. It kept tripping the power switch on the panel. I made a claim with AHS and the tech fixed it temporarily. But now, it's not working again and I haven't had time to call Home Shield to tell them that I need somebody to come out again. The heater stopped that next day after the tech came. But I am able to engage the switch again, and it'll work for a day and cut off again. It went off about three times in one day. So I don't know whether it is the water heater tripping it or there's an electrical problem. When he fixed it, it seemed to be working and he felt it was just a switch.

    I usually call AHS for my claims and for the most part, my experience with their reps had been great. But one time, I had one representative who had such a big accent, I had difficulty understanding that person. Mostly, they'd tell me, while I'm talking to the person, who the contractor would be. The last time when they sent out a plumber, they were going to send out one company, but I'd had such good service from another company that I asked them if could they send that company back and they did. Then I got an email and a text message about the contractor. I also got something from the contractor, saying what day they would come in. Besides that, the service from the techs had been excellent so far.

    Around this time last year, I had an issue with my heat. I paid the $75 to AHS and this gentleman repaired it. But in December, I had the same problem again. There's a barrier in communication with the people we talked to. I was under the assumption someone would come within 24 hours. But they told me it's a case-by-case situation and my situation was not considered an emergency. So, I was without heat for almost two weeks.

    AHS shouldn't advertise 24 hours if that's not going to be the case. The places they set me out with are not open 24 hours and I have to get an appointment with them. Plus, they don't always have someone who can come out. I called my claim in at night on Thursday and I had to wait to get in contact with somebody. When the gentleman called on a Friday afternoon, he had no spots available. When he was told to come on Monday, he could not. I had already taken Friday off thinking that somebody was going to come based on the conversation that I had with the young lady on Thursday. Other than that, everything was fine when the tech came out.

    I put in two claims with AHS. One was for a heating repair claim and the other was for a gas line repair. My gas line repair still hasn't been fixed yet and I don't know what is going on there. The heating thing was more of a placement of my thermostat. Before this year, we typically would keep our room door open and now that we have a little one, we close it so that noise doesn't wake her up in the other room. With the thermostat in our room, it was cutting off and leaving the other rooms cold, especially if they don't open their doors. I thought it was an issue with my upstairs unit. But it turned out that more of an issue with the placement of the single thermostat. They gave a couple of options to fix that. The simplest thing was to leave the door open. But we were looking at potentially adding another zone or moving the thermostat from our room into the hallway.

    The tech from Hospitality was really good. He was really easy to talk to and a lot better than the one I had. The one we had before wasn't really paying attention to what I was saying when I was asking about Freon. They just discarded it then ended up coming back and saying I needed Freon. I asked them if I needed Freon in the other unit. They said no and that the other one was fine. They came out again and said that I got to replace it. That was a big headache going through that with the other company.

    Hospitality's tech got to the solution really quickly and was honest about potential price changes if we took our time to move on the other thing. He also gave a ballpark of what we'd be looking at. I told them that we would like to have an official quote and I know it was not a part of the service request, but I have not seen that part come over yet. My only gripe is that they didn't follow through with that last piece.

    Prior to this gas hold thing, I've always recommended AHS for service for people that are new to a house or buying a used home. This whole gas line deal has really put me in a bad spot and I’ve even been contemplating cancelling American Home Shield because of that. The person they sent out for the ticket came out immediately, but they don't work on that type of issue. So, we've been fighting like crazy trying to figure out who's going to do this. The second person they sent out doesn't even work on gas lines at all, so now it's just left in limbo. I've been calling for days. The last time, they said they'd call me and give me some options. That was two days ago.

    Yesterday I was busy all day at work. I kinda was slammed and didn't get a chance to call them back. But I'm definitely gonna call them back today to see where this thing is at. Our gas stove is off right now, and we can't use it. We're buying lunch and dinner and breakfast to accommodate not having a stove. When I call today, this is gonna decide whether I’m still a customer or not. If it’s gonna take this long, I might just buy a new stove. I buy AHS' service so I don't have to deal with it.

I had a water company come out to redo my water heater that went out and they wouldn't replace it. I had to do it on my own. I spent the 125 to have him come out to be told, “Something about it wasn’t up to code. Can’t do it.” And he left. I called the company up and I said, “Why didn't anybody tell me about this?” I had to put up over $500 out of my own pocket to get me a water heater. Other than that, AHS has been a good service.

The only bad thing that happened is they put me on the list and then instead of coming out the day they said they were supposed to come out, they wound up rescheduling for the next day. It was in a very timely manner because it was winter. We had to run on just a space heater for that one night, but it was okay.     I called American Home Shield a couple of times. The first time, they were able to schedule someone right away and he came out and fixed the problem in just a short time. He was great. He was on top of it every step of the way. He showed up when he said he was going to be here and kind of gave me a heads up when he was on his way.     American Home Shield’s plan options were good and I went with the highest one because I wanted the HVAC and all that covered, too. The seal on the master bathroom’s shower was bad for the drain. So, it was leaking into my ceiling and doing water damage from the ceiling in my kitchen. The plumber came out, looked it over and replaced the sealant. The water damage wasn't bad so he said I didn't need to cut into my ceiling and have that replaced. Everything's working great now and I had no problems with the guy who was sent out. He came early. He was quick, very knowledgeable and helpful. I would recommend AHS. It's way easier to have a warranty and only pay a $100 charge for plumbers than pay whatever it could have been.

    The downstairs sump pump didn't pump anymore. I called American Home Shield and I scheduled an appointment. The technician came out and he assessed it. He told me what the situation was, what might happen, and what might not happen because he has to get back with his company and his company has to okay it because he believes it needs to be totally replaced. So his company would call American Home Shield and American Home Shield will okay and see if it's covered or not. If so, they'll give me what I can do moving forward from there. The technician was real nice. He was a real good guy. I waited and it was the holiday. But they didn't call me because of President's Day.

    American Home Shield followed up with me before the plumbing company did because they were off that day. They said, "Did they get back with you?" I told them not yet. The very next day though, the plumbing company got back with me. They said, "We've done everything. We did our due diligence and our technician will be out. We want to schedule an appointment for a follow-up so he can come and repair the sink." So we set up an appointment and they said, "Okay." I knew who the technician was because he came for the initial diagnosis.

    Once the technician came, he brought all his equipment and he didn't need anything. All he needed was for me to open the door for him. He did the work and tested everything. Then he called me, let me look at the stuff, and see was it up to par as far as I was concerned. He cleaned up his mess. He also told me, "I cleaned the area, check everything, make sure everything is back to normal." Everything was good. American Home Shield hit me back because I hadn't touch base with them. They said, "Hey, did the guy follow up?" I said, "Yeah, he followed up," and then they sent me an email review. Overall, I didn't mind paying American Home Shield because whenever I called, they came out and they did the work and whoever they sent out has never failed since they done the work. There are some good guys that come up. They're real nice and polite.

    I had a claim for the washing machine and I was supposed to receive a payout, which I've never gotten, and that was back in December. I’ve made a follow-up about every two weeks and the last thing American Home Shield told me was they were going to investigate to see why I never received it. Then, when I called back a few days ago, she said that they're going to verify the check didn't get cashed and issue another one. The rep said I should receive it in two weeks. I had a second claim, which was for the refrigerator. The compressor went out and AHS replaced it, and that was a good experience. I've been satisfied with all the experiences except for not getting the reimbursement on the cash out on the washing machine because I've already paid for that washing machine upfront. I'm waiting for that reimbursement.

    I was having an issue with my breaker. It kept flicking. The electrician came out and he flicked the switch and said, "Oh, that's fixed." I said, "No, it got to be something else." It was some other issues I was having upstairs with a ceiling fan. It wasn't working. Didn't have any electricity in one room. He found that simple and he fixed that. He left and it was done, but the breaker tripped again. I called him personally to let him know. He said I have to call American Home Shield back. Which was a bummer, because I had to sit, wait and reschedule again when he could have actually turned around and come back.

    He came back Monday and found that it was a hot wire on the outside after really going through and checking everything. He dislocated the wire and he found the issue. It's been fixed. However, I had another issue with the electricity downstairs and another one upstairs. They told me that I have to make another schedule and pay again before I can even get them to come upstairs. But I figured, it's an electrical issue, and I'm asking them to check electricity, that it shouldn't have to be another $100 of fees that I have to pay to call another electrician out to check electricity. That was a bummer, too.

    My refrigerator went out one time. The first technician came out and tapered it up for it to work until he left. By the time he left, the refrigerator went back out again. He said, "You have to call and reschedule." So I had to call AHS. I just told them to give me another technician. The next technician came, and he said, "I don't even know why he did that, because it's not holding the Freon or the refrigerant." Because it can't be repaired, the technician put in for me to, to go ahead and get another refrigerator. I went through the process of ordering the refrigerator. But it took a little while for that to come. When it came, they set it up, and it has been working ever since. I also had an issue with my air conditioner. It also took me fighting and arguing with them for them to even get it repaired.

    I've had AHS for a while. Their fees have jumped sky high now. I pay $59.99 for years. Then all of a sudden, this year, it jumped up to $80 and nobody gave me a heads up. It was just automatic $80 out of my account. It was like, "There's nothing you can do about it." I wanted to cancel AHS. But I checked with other services around and no one was covering as much as they were covering.

    My washer made a horrible noise. The first person that came ordered parts for it. The parts were put in. But the washing machine continued with the same noise. A second call, I had another person come order other parts. And the machine made the same noise. The machine is not repairable, so the parts were sent back. I just talked to American Home Shield, and I ordered a new washing machine. So, I've been without a washer for more than three weeks. If it couldn’t have been repaired, that should have been addressed right away, and I could have had a washing machine by now.

    AHS uses an awful service repair company - Universal 1 Repair from Allentown. They were supposed to be the first ones to repair the washing machine. They asked me to do a video of the washing machine. And because of that video, they said, “We're just gonna order parts instead of coming to your house.” I said, “Okay. Fine.” I found out from AHS that they stated that the washing machine was abused, so AHS denied my claim. How can the company say that when they never came to the house? Would we take our washing machine and destroy it? No. Because we need it. We wouldn't destroy a washing machine on purpose.

    They told me one thing and told AHS another thing. A company like that should not be used because they have to come and look at the item before they can determine whether it was abused or not, or whether it can be fixed or not. Other than that company, AHS' service technicians are excellent. They're very courteous and they keep our areas very clean. They always try to help me. Even though it took too long, I understand they were trying to get the machine fixed for me.

    We had a leak in the kitchen sink area and a plumber came out right away. We had to have a mitigation team come and dry the area out. They kept following up with that. The plumber had to replace a part in the dishwasher. It was a good experience and American Home Shield was very proficient. We had other claims replaced or processed.     I had an issue with my heat pump and we had to keep doing recalls. So American Home Shield stayed on top of that and didn't charge me for the refrigerant that they used. They charged me initially but then for the several recalls we had after that, they didn't charge me additionally. Other than that, the techs were here when they said they were going to be here and they made the repairs. Thomas from May Heating and Air stayed on top of things and he pretty much got the unit repaired the way it should be repaired.

    Paying out of pocket expenses for these repairs can be very expensive, so it's much better to pay a $75 copay versus the entire cost. But American Home Shield should cover more of the cost of the refrigerant. I've checked other home warranty programs out there and they cover the entire cost of the refrigerant. But American Home Shield only covers $10 per pound and my unit takes seven pounds. So that's $70 which really doesn't do anything for me. For my last claim, I spent $884 for the refrigerant and $75 for the deductible. But other than having to pay that much for the refrigerant, American Home Shield is pretty good.

    My experience with them is going pretty well. It started off shaky though. The first time I called, I needed someone to draw my septic tank and they didn't have someone to do that. So, I had to pay for that on my own and that was disappointing. Also, I needed some service for my heating. The first time the guy from A-US did that, it wasn't right and the problem persisted. Three days after he left, my heating shut down. I asked AHS to send someone else who was more experienced and they did. That other technician got it right and the problem was fixed.

    Other than the septic issue, everything has gone well. I opted to get a more comprehensive plan so that I would have the full range of coverage that I wanted for my home. I really wanted to not have to come out of pocket. But so far, it's okay. I have no problem getting through to AHS and that's what I like about them. This is why I gave them another chance when I called and the rep spoke with a very odd English accent which was almost a deterrent. But she got me where I needed to be and turned things around for me. She was persistent and understood me. She provided a resolution. So, I said, “You know what, it's worth it. It’s a good trade-off.”

    This is my first service request that I had to initiate with American Home Shield and my experience was wonderful. When we first used the ice maker after my husband replaced the filter, there was this horrible grinding noise so he tinkered with it. He said he didn’t know what was going on and we needed to call a service request in. I loved that the lady called me immediately after I submitted the service request and got the email. We chatted and set up the appointment. I even requested for the contractor to call me before they arrived, because I have two vicious dogs so I had to make sure that they were put away.

    The guy called and when he came, he was right on time. He wanted to know what was going on. As we were talking and I was describing the issue, he got down on the floor and started tinkering with the filter. He was here less than 20 minutes. We had improperly installed the filter so he installed it. He did a little bit of cleaning and even tested it and made sure the water was running, and did something else to the icemaker. So, we’re back in business. I am highly satisfied.

    We had such a simple request and next time, if I need a service request from AHS, I will use the video option because they may have been able to fix it without even having to come into the home. I liked that option being offered to customers. It was very easy and I was able to maneuver through it. I was embarrassed and forgot we had the home warranty but when AHS nudged me with a helpful tip email, I remembered that we could go through them and get our refrigerator serviced. So like the option of being able to know that you have something that you can fall back on when you go through any type of home issues with your product. I like the service. A lot of times, I question whether or not I actually want to continue it. But now, definitely. It was worth the $100 investment because I'm not sure how we would have lived without our water and ice.

    I filed a warranty claim with American Home Shield and Shield Plus came in. Their plumber opened the covering and told us that the pump was not working because it was an old pump. He ended up replacing the sump pump. We upgraded to a different model than the one American Home Shield had under warranty and they charged us $160 for that one. One thing I would have liked American Home Shield to do was have more clarity on what was covered and what kind of options we had in terms of getting a new device. If, for example, my dishwasher goes bad, I would like to see what is the replacement value American Home Shield would pay me and what are the options if I wanted to get a new dishwasher installed.

    American Home Shield replaced the garbage disposal. We paid 100 bucks for it plus the monthly payment. That was nice. I also liked the contractor. They were quick. However, we got American Home Shield for our air conditioning unit and we've called them probably four times to service it. It's an old unit and probably needs to be replaced. But American Home Shield is not going to replace it 'cause it's so expensive. That was something they made me aware of when I was doing this but I didn't understand how hard it was actually going to be to get it replaced.

    My LG washer that's about a year and two months old has been leaking since December. I had three technicians out. They don't know where the leak's coming from.     I would suggest others to get American Home Shield. They answer any time pretty much. Recently, the refrigerator started leaking water and the water came through the wall and into the flooring that was in the living room. When I called American Home Shield, they were going to dispatch Greenway, but I didn't know how to turn the water off and I was trying to see if they could get anybody any sooner. They said they would try to find someone. They did and found Champs Construction. They had a shorter day but left a wide gap of when they would come which was 10:00 to 5:00. I work nights, so I had been trying to get them to give me a closer scale of time.

    The repairman came the first time and had to get a part. The part he said he needed was the filter. When he came back to put the filter on, I had him to go ahead, check everything and turn the water back on. He did and tried the water dispenser. Even when you let the lever go, the water was still running. He noticed that and said he would go ahead and put in another order for that. He did that then came back a week or so later to put that in.

    When he left after he put that part on, my daughter and he had been talking about the ice maker. He told her the ice maker was going to work fine. She should have ice later that night. But when I got off work the next morning, she asked me to check. I checked and the lever was down, which meant the ice maker was on but it wasn't dropping any ice.     I have four warranties with American Home Shield and they have been good and bad. Sometimes they'll approve one thing, and they'll deny another. It depends on who you talk to on a particular day, and you'll get your problem resolved. If not, you'll have to keep on calling and keep on spending money to get a right technician out to solve your problem. When you call American Home Shield, sometimes you're on hold for 30 minutes to an hour trying to get a representative on the phone to get a redo of the service call. I pay my money faithfully but sometimes I pay two, three times for one service call or even a service call that wasn't repaired the first time.

    In one of my properties, I had a claim for a range, a washer and a dishwasher. The guy who came was cool. I've dealt with him before. He told me straight up that there was nothing wrong with the range. He checked and fixed the washing machine. For the dishwasher, he said it ran for him but I haven't been to that property to double check. In the next property, the oven was broken. American Home Shield is gonna replace the oven but it was my fourth time calling to get that one repaired and I paid my $100 fee every time.

    I became friends with some of the vendors. They're fair. But for certain things like the HVAC services, I'll have to call numerous times with numerous contractors, and they'll give me a different scenario with a different amount. Then when they go back to American Home Shield, American Home Shield will deny the service or the request for what they're asking. American Home Shield could vet their vendors a little bit better. They could also have a little bit more transparency. I know they have their rules and regulations and guidelines but if they had a consultant to actually go over it, that would be good. When you initially sign up with the program, there could be someone to reach out and understand what you're signing up for 'cause sometimes the language is a little tricky.

    I need ductwork and now, I got to pay another $100. It was 75 back then when I first did it. I pay 70-something dollars every month then when somebody comes out, I got to pay American Home Shield $100 for them. The drain person that came out here did a good job but I had to end up paying them $750 for the code to be up to date. This is the first time I used American Home Shield and I’m having a little bit of problem ‘cause I had to fork up more money than they told me I would have to fork up.     Our air conditioner went out and we had no air conditioning in the middle of July for three weeks. They said they were doing everything they could but it was miserable. I had to spend more money on buying a standalone unit just to keep my house somewhat comfortable. The contractor, Conklin Plumbing, was fine. They worked with my schedule and they always do what they can do when they're dealing with American Home Shield. The problem with American Home Shield is they do not allow contractors to keep anything in stock. They have to wait for American Home Shield to ship the part to them and then once they do, they can make an appointment to come out.

    Other than that, American Home Shield has always taken care of everything and it's very beneficial. They replaced the oven and the replacement was a very nice oven. American Home Shield does everything they can to replace what you have and if that's not available, they will go up into the price range to get you close to what you have.

    Sometimes when I call American Home Shield, they have people that I can't understand. They contract outside the States. A lot of times, I don't understand. If I call directly to the office, I still get the same problem. Also, the time for the contractors to come out could be improved. In addition, I had some problems with one of the plumbers and AHS sided with the plumber instead of me. So I was upset about that. Finally, they gave me my money back. That was three plumbers ago. So they don't want to send me the same one. They were supposed to give me my money back, but I already hired somebody else to do the repair work on it, only because they couldn't unclog it. One time, they sent me a man out there to do my heater and it wasn't working. But he wanted to charge me more because he said he saw some problems there. I thought they would just take advantage of me because of my age.

    I call American Home Shield and and let them know I have something going on. The first time was hard because I had a stoppage and my basement was flooded. I didn't know that I had to put it as an emergency, which was my fault. American Home Shield said they called a bunch of places. But this was right around Thanksgiving time so it was gonna take a week, which was time I didn't have. They finally got somebody out. He was there within a couple thousand he was awesome.

    I had another stoppage and the tech cleared the main line. It was the same clog. The line between my main line and my other line backed up again. I called and that was 32 days out from when he came last time. Since it was past 30 days, I would have to pay the the deposit again. I didn't know about the 30-day thing. That should be a little clearer. In the end, they waived the fee.

    You could save a lot of time and money when you have a home warranty because they help out. Everybody told me that it was a waste of money. They’d give you the lowest bidders and you don't get to choose. But it's better than mostly forking over thousands of dollars. You only pay the $100 deductible and the monthly payment of 60 bucks a month. It's better to be safe than sorry.

    Overall, the service of AHS has been good. But there have been a few things, especially with our AC unit, where we know that there's a group that AHS uses. But then when we called and asked for them by name, AHS sent us somebody else. Because a lot of times, when AHS sends somebody out, they're sending them out from two hours away. The people that we know that go through them are locals, like in 10 minutes. And we know that they have openings because we've talked to them directly before we called AHS. But the majority of the contractors are good. We haven't really had any issues with them. The tech that came for the furnace was good. The guy was an electrician too. He was able to look at some things that a normal person wouldn't have been able to look at.

    When I submit a claim, it has been efficient. Sometimes I'm lucky and it's a couple of days, sometimes it's not. The most recent time, it was our kitchen sink backed up. They were good. However, I don't like the fact that some of the vendors that American Home Shield use, I rate them and they get two stars and some of them are good, some are bad. They used to have it where I could actually decide to choose another vendor, but I don't see that they do that anymore online. And they had done that up to a year and a half ago.

    We have our pool heater covered under that warranty. We paid extra for it. And we had our pool heater go out and the guy who came out said, "Oh, that's just old and it's the water. You've got a saltwater pool. It's salt water, but salt water does corrode." But it has so little salt in it, it's not a factor. And they didn't cover it. It was 2,500 bucks for a new heater and they wouldn't cover any of it. They just had some guy come out and say, "No, it's your pool guy's fault." And the pool guy said, "No. We've been in business 25 years. We know what we're doing. Here's the deal. These guys are wrong. They're just trying to get out of paying." And they did get out of paying, which did not make me happy.

    Another problem I have is their fee keeps going up. I try to call them, it's like calling the CIA. I cannot get hold of anybody. It rings and rings, or I get on hold and I'm on hold for 45 minutes or an hour. There's no way of doing it online if I have an issue. So, they don't let me talk to them so they can get away with the pool heater, et cetera.

    Communication would definitely be a better thing. They do the job if it's a minor plumbing, or a minor electrical problem. But another problem I had was with an air conditioning unit. We have two. We live in Las Vegas so it's hot, and air conditioning usually breaks down in the middle of summer when they're busy. So, they finally came out and said they fixed it but they didn't. It kept not putting out coolness and it took forever. They wouldn't pay to replace what the air conditioner had originally, the old type of Freon, which was still available. It's R-22.

    And I know that there's a whole environmental problem with that old Freon and they're converting to the new Freon. It's even worse now. You can't get it at all. But they're also limiting the amount that the repair guys can even have to put into a system. So, they may not even have it available because the guy told me the other day that they give each company that repairs air conditioners one container per workman per month, which is not enough. And it's very expensive.

    I've used American Home Shield about four times now in the last couple of years. They’ve replaced a microwave and fixed an icebox twice. The people that worked on the icebox and the microwave were prompt. The service was good, but the microwave had to be replaced and instead of American Home Shield replacing with like kind, they said they couldn't guarantee what color. This is a new house and all my appliances are black stainless. I wasn't happy that they might bring a white one. It's a convection oven, too. It's expensive. I wasn't too happy they'd get one out of their warehouse units and send it up here. I told them no so they gave me the cash value which wasn't quite enough to replace it with. I had to kick in $100 or so. When American Home Shield is replacing appliances, they need to replace with like kind. But as far as the service goes, it's good. They have the contractors here in this town that fix Samsung and a lot of people do not do that.

    There was a leak under the sink and I had a clogged under sink. The plumber who came was great. He saw under the sink that a pipe wasn't tight enough. For the clog, he opened it from under the sink and cleaned it. However, I am about to switch to another provider. I'm not super happy with American Home Shield. They don't have a good selection of contractors. They just take whoever is going to give them the cheapest especially when it comes to the appliances. So far, I haven't had anyone that is with a degree to be a technician that's why I'm still having issues with those appliances. At one point, American Home Shield has to replace these appliances.

    My garbage disposal was leaking, so I scheduled an appointment and I got a call back the same day that I scheduled the appointment. That was on a Friday, and the techs came out on Monday. They replaced my garbage disposal, which was surprising, but I'm not going to complain about that, and we were good to go. They did everything in one appointment. I also had an issue with my dishwasher where the techs came out and fixed it one time. Then I had the same issue within the first 90 days and the second time they came out, my dishwasher was replaced. That was for $75 and that was a small price to pay. Aside from that, submitting a claim with AHS is pretty simple, straightforward, and I've never had any issues with getting a call back or anybody assigned.     I had a whole lot of things (water heater, a whole HVAC system, and some electrical stuff) fixed and replaced over the years with American Home Shield that would have cost me thousands and thousands of dollars. Initially, the quality of some of the contractors wasn't very good. But I liked the guy with Prime Plumbing. He was very professional. I showed him what the issues were and he diagnosed them pretty quickly and went to work.

    There was some stuff I wasn't that happy about, but that was during pandemic. I didn't like the technician they sent out for the dryer. They asked me what was wrong with my dryer and I told them. We even did a video but when the repairman got here, he told me what the problem was but said he didn't have the part. They made an appointment two weeks out and I gave them all the information and did the video but he still waited till he got here and saw it in person for him to say he got to order parts which took another two weeks. Then he got back with that one part, put it on and said it was something else too.

    We had a dryer claim issue during a spike in COVID and the plumber would not come out. At the same time that he wanted to do a video call, we were having a bunch of stuff happening in our house. So, we had to reissue that claim to get a plumber out to fix the appliance in person, not over the phone, because that wasn't gonna work. But that got resolved. Our dishwasher broke so many times and American Home Shield was very positive and gave us a rebate amount. They were not repairing the dishwasher again. It was an old dishwasher, but they gave me x number of dollars towards the purchase of a new one through Lowe's. It took us about six months to get that dishwasher in because of COVID and not because of American Home Shield or Lowe's. Now, we have the dishwasher, the door is not staying shut and it's leaking. But that has nothing to do with American Home Shield. That's just my luck.

    American Home Shield is very beneficial. At one time in my life, I had a number of young people living in the house with us so, appliances would break on the regular because they would leave pencils or whatever in their pockets, and then that would break the washing machine or the dryer or things being used inappropriately by young people or roughly. Oftentimes, we were on the phone with American Home Shield getting them out to fix things in the house and they were very dependable.

He took the little door that was on there and said there was a spring that was broken. He took that off and said it was okay to use it like it is.     My experience has not been great. I placed two service calls, and neither one resolved the problem. My refrigerator door wasn't closing and the repairman said he adjusted the door, but it still doesn't close unless you push it shut. That's not how it's supposed to work. It's still dropping ice cubes randomly for no reason. I work at home, so I hear it dropped during the day when I haven't used it in three hours. That wasn't resolved. For our heating and air, the fan is still blowing. American Home Shield could provide better service people. I used to be a home builder and know how things are supposed to work. They're not working right. Also, American Home Shield keeps you on hold too long. The last time, it was 45 minutes. I tried doing it online and it said my contract didn't cover that. I called and they said it did. They had to change something and charge me more. I wasted $200 on service calls that did nothing for me. I'm gonna change providers as soon as I have time to find a new one.

    The process of submitting a claim is pretty simple. I go online and I hear back pretty quickly unless it's kind of going into the weekend, then I got to wait a while.     My garbage disposal wasn't working. There was a blockage and the tech got that cleared out so fast. He's such an expert. But my issue with AHS is that they deduct money from my account on whatever day they feel like it when I have my draft set up for the 15th of the month. They're violating the EFTA and the FDCPA. That's causing my account to be overdrawn sometimes and I get charged from the bank. I have asked them to go back in the notes and read them to me and they never have records of my call-ins in my notes. So they’re essentially not taking note of my calls.

    AHS needs to step it up with customer support and definitely they need to get my payment date right. The rep was like, “Well, no. We're absolutely not covering the bank fees.” And I was like, “Well, it's all your fault.” Also, not being able to speak with the supervisor then was terrible.

    I'm disappointed with USA Plumbing who came out recently. I was pleased in the beginning when they did the garbage disposal. But the tech kept saying that the plug doesn't reach and the cord wasn't long enough but it reached because when he left, I had my nephew go into the sink and it plugged right up. Then, one of the pipes in the hot water heater was leaking and the heater was malfunctioning.

    He said that American Home Shield was not going to fix it but I think this guy didn't want to work because he already got his contract fee for doing the garbage disposal. I didn't bother pushing him. He said it's a maintenance issue and it's not. He sent that in to American Home Shield and I never got a chance to follow up with them because it's stressful. Sometimes they go by based on what the technician says but sometimes, technicians don't want to do the heavy work - like with this water heater. They should follow up with their customer and ask for a video or a picture of what the tech says they're writing up. They could have heard my video and seen my picture of the issue with the water heater. This is the poorest experience I've had with them. I have not had a problem in the past and when I had an issue one time, they sent another tech out who fixed the problem. I still recommend American Home Shield.

    When I apply for services to American Home Shield, a phone call usually works sufficiently. I've been mostly satisfied with their customer service. I've been disgruntled with a few of the technicians but I've been satisfied with most of them. AHS has been gracious enough. If something was not up to my satisfaction, I got another tech. Not everything is gonna be perfect all the time. We're all human. Some people just had a bad day.

    As far as benefits to having the home warranty, I get service. I get things repaired within fair reason. When you consider the service call and the amount that you pay monthly, it's not always the least expensive but to have the peace of mind that it can be done without a whole lot of hassle and without having to try to find the best technician, I stick with having the home service.

    I've been very unhappy about the electricians they sent. They were not knowledgeable. I guess there was nothing that they did because even going outside away from the service, I've not found someone to solve the problem yet either. It has been more than five years. It's still something that's not fixed yet, and there's no real rhyme nor reason for why it can't be done. They sent two different techs. Finally, I was a little frustrated with them and said, “Forget it.” So, they returned the service fee. We let it go. I decided they’re not servicing it. I've got two remote control fans and it got to the place where one was not working at all. Then it came around to where you could turn on one and it would turn on the other one. It still has not been serviced.

    One technician came in. He said it doesn't have a pull chain. I said, “That doesn't make sense. If it's a remote control, why would it need a pull chain?” He said, “Well, I don't know what to do.” So, I let American Home Shield know and they sent another electrician, and he just couldn't service it. He said, “I don't know why.” I've been searching for an electrician for the last five years to figure out what's going on.

    I just had a claim today and the tech replaced a garbage disposal. But the gentleman I called in to wrote trash compactor but my garbage disposal was the problem. When the people who were supposed to come realized the issue was the disposal, their people said, "Oh, sorry, we can't fix that. You'll have to have a plumber come." So AHS had to switch the company. Other than that, it was a fast and easy process and the tech was gentlemanly and kind. He got the work done. AHS's service has been really good.     The heat didn't turn on and I called American Home Shield that morning, and the techs were out within two and a half hours. They did a good job. It ended up being something fairly simple. The lighter switch would attempt to come on, but it wasn't lighting. But it’s working now. By having the home warranty, there was a decrease in cost associated with the repair because I paid just $100 for the call and probably for the techs to come out, it would’ve been 300 at a minimum. AHS put everything out there well since I've been dealing with them and their rates have gone up in the three years that I've had them, which would probably be my only complaint. I was only paying $40-something initially and now, I'm paying maybe $70-something. I've had to call them a few times. So, I'm not sure if that goes into the decision to raise the rates.

    We're having an issue with the thermostat for our furnace/AC system and the contractor, NW Sundance, has come out twice. They've confirmed that there's nothing wrong with the furnace and they were not able to identify any problem with the thermostat. But I'll be sitting in the TV room, which is 12 feet away from the thermostat, and it will read 68 degrees at the thermostat, which is the temperature that we like, but over in the TV room, it's registering about 73 on some days and 66 on other days. There's a wild fluctuation in a short distance, which makes me think that the thermostat is not being an accurate reflection of the temperature that we're experiencing.

    My water heater wasn't heating water. I filed a claim with American Home Shield and they've been good to me. They usually send me an email to tell me there's been a contractor assigned. I use the phone numbers in there, and it says, "You should hear from them within two days." I can then go online and get the contractor information, too.

    The quality of the contractors is good. I only had one problem. Our air conditioner went out last summer that I had to call them. Our furnace went out this past winter and I had to call them, which is always a bad thing. The contractors aren't allowed to get the parts and fix them. We had to wait a month or so on our air conditioner and also on our furnace to get them fixed. We had to go without a heater and air conditioning in the winter and the summer. In the case of our furnace, it was right around Thanksgiving. The parts were all backed up on ships. I understand that American Home Shield orders in bulk and get them cheaper. If it's something big, expect it to take a while. For our claim for the water heater, it was an upper element that was needed. The contractor was just allowed to get that small part. I'm satisfied on the whole. The home warranty was worth it to have and I'm glad I had it. They respond well.

    AHS's claim process is better now than it used to be. There's difficulty sometimes in understanding the people who work there. Also, for the most part, the contractors they work with are a little subpar. It's hit or miss and you have to use who they use. Even if you have a reputable company, they won't work with American Home Shield anyway. They don't know who the local favorites are, but the people who are reputable around town don't want to be involved with them. AHS could maybe give incentives to some of the local contractors.

    Recently, I had a slow drain in a bathtub and a severed septic line in the yard. The tech addressed the slow drain but the septic line is not covered. A lot of people in this neighborhood have dropped them just because it's not financially beneficial any longer. I could have paid somebody else to fix this drain if I knew they weren't going to fix the problem in the yard too. It would have been a lot cheaper than my monthly fee and the co-pay.

    American Home Shield's responsiveness and coverage are a little bit better than our original provider. There was a leak that was occurring from an upstairs bathroom in the shower down into the room below. So, the ceiling started bubbling up. The techs were able to find that it wasn't a pipe or plumbing issue but an issue with the integrity of the shower. They did a good job.

    The contractors AHS sent out are way better and have way better reviews when you look through Yelp or Google. A lot of the companies that were being sent out by the previous warranty company were 1.5 stars and had really bad reviews on Yelp or Better Business Bureau. So, it's nice to see that. Having somebody out for 75 bucks to make sure that your house isn't falling apart is a really big benefit. We've had some pool piping replaced and different things where it would have cost us significantly more money. Our house is older as well and having the warranty for an older build is really good for us.

    AHS has really made sense based on the fact that we've had to do repairs before and pay out of pocket for the cost of labor. So far, things have been good with them. I've taken advantage of using the warranty for a repair once and the process was smooth. I initiated it online and within a couple of hours, I had someone assigned to me. I just had to contact them and it was smooth from there. I had to cancel the appointment because I had COVID and they were very understanding. They even called back a week later just to check in to see if I was ready yet.

    But when I had a potential issue with my heating system and I wasn't sure what the issue was, I wasn't sure if I could go through AHS to do a diagnostic test as opposed to the contractor coming out and fixing the issue. They should differentiate between diagnostics to figure out if something's wrong or actual like "We need an action. We need this repair explicitly."

    When we were using our warranty for our dishwasher, we had problems where to get it serviced before we got a new one. That was troublesome because we had to do several work orders for it. It resulted in us getting a new dishwasher and everything was great. But when selecting a new one, it's what AHS has in inventory. We were hoping that we would get something that was close to what we have that's similar to our existing appliances in the kitchen. Being able to get a new appliance is great. Unfortunately, due to AHS' limitation on inventory, I recommend giving customers a longer window to select an appliance.

    Sometimes, calling in for a claim takes a little bit longer and I have trouble contacting because there aren't many people answering the phone. But other than that, it's been good. I called the contractor immediately because the garage door wouldn't close. So, they adjusted their schedule and was able to get out here the same day. The tech was very nice and gave us good advice. He said to call and ask for him if we ever needed help with anything. So, that was great. AHS could adjust the price though, because sometimes it's not even something that should cost $75. I like it when it's something more expensive. The $75 is good but for my garage door, the tech just came and took out something. He adjusted a bolt and that was it. I'm glad that I did it because I didn't know that that needed to be adjusted, but $75 was very expensive for that.

    The freezer was melting down all the way and the techs fixed that. About a week later, my compressor went bad and they also fixed that. Aside from that, they fixed my dryer about three months ago. All the work went well and they were very professional. Aside from that, submitting a claim with AHS is pretty simple. But it's very irritating when I get someone on the phone that I really can't understand. It's like they're speaking a foreign language and they're doing the very best that they can. But that's bothersome to me.

    Also, when I first called someone for my air conditioner about two years ago, the gentleman that I spoke with said that they were going to deny my claim. I got uncomfortable with that and I talked to someone that referred me to American Home Shield. She said that they wouldn't deny my claim and to call back. When I did, a young lady answered the phone and we talked. She said they were denying my claim, but I had to buy some parts, and that was what the other guy should have told me. So they should make sure that everybody is telling their customers the exact same thing as that would be much more helpful. I also called in to cancel about less than a year ago and it was very kind of the lady to suggest that I shouldn't pay for two months. Then, if I really wanted to cancel, I could call them back before the warranty would expire. So, I thought about it and decided to go ahead and pay them.

    In essence, I would tell my friend or someone that I'd refer to Home Shield that if they could just save the money for repairs, but something always comes up at end of the month that you spend the extra $100. So, if you go ahead and get Home Shield, just pay that because you're obligated to pay it. I used to get contractors over here that didn't have a license. They would do the work, then they'd disappear. But I could always go back to Home Shield.
