I like American Home Shield because they addressed the issue. They are accurate on sending somebody out here, taking care of what the problem is. But the people who came out, even when there was a leak the very first time when I first came, a bogus company came out and just shut the whole thing down. I had to do a recall, because the bogus company said that the water leak from the toilet, it was from something and he just made it up.
I called my warranty, saying, “My AC in my house is just blowing hot air.” So AHS sent somebody out. But when they wrote the ticket, they only wrote for one AC. I have 10,000 square feet in my house, and I have three units. And I told the lady that. The contractor came out and serviced all three units and put the Freon in there. It did a wonderful job. The house was doing nice. All of a sudden, I heard a noise in the top level AC on the third floor. The tech came out. He pulled a piece of paper out. He said, “Oh, it's a piece of paper that was in there from the filter.” The filter got water on there. Because when he showed me the filter and how to change it, he noticed that water was in a bucket and asked me what was that water. He didn’t say, “The water is coming from the AC.” He said to me, “Where is this water coming from?” But he knew it was coming from there. Because when he came back, he split the pole and tried to deter the water.
There is a condensing line where the water goes outside. That water was overflowing into that bucket the whole time into my house. When he put the Freon in there, I said, “Oh, the house must have been just cold and ducts must be sweating.” Because the second floor, all of a sudden, water started coming through the ceiling in my kid's room. The water was consistently coming out of the drain pipe from the third floor into that thing, destroying my house. Overflowing into my house without me not knowing. I called him out but didn't say to me, “The water is leaking from the AC down into your house.” What he did was he put a tap line in that pipe to deter the water from there to go into the bucket, without even telling me. Because he said to me, “You have to get the water out of the bucket eventually.” And I said, “Okay.” I cannot say it was a rush, not mandatory. He said, “Turn the AC on in 15 minutes.” I turned the AC on in five hours.
He told me he cannot unclog that pipe that goes outside from the AC where the water needs to drain. And when I turned it on, the water came from the third floor all the way down to my first floor, so the water came through my walls. At the same time, I called another company. They told me, “He should have told you that this water was coming out of here because it's wet right here.” That company tried to fix it. He said, “We can't fix this. I'm having to detour this another way, and it will cost you $300.” And I said, “Whatever you need to do to fix this and stop this water.”
The original company that came out just called me and said they would have somebody come out and fix it. The man called me, said he would come out and look for the job. He came to my house at 7:00 o'clock at night to look at the job. That is not professional for them to think they could come in my house at 7:00 at night talking about they would fix some water damage. And with his text, he said, “Hey, you. Hi, Eric.” No. I'm not a “Hey, you.” You can say, “Hi, Mr.” He doesn't even know me. So that his bogus way of you texting me because somebody gave him my number, I ignored him. I went to Home Depot and asked them to request somebody to come out and give me an estimate for my house to be fixed. If the company does not repair this, they are going to be sued, or I need my home warranty company to address this. I also tried to send AHS my receipt, but I never got paid.

I put in a claim for the air conditioner and All American Cooling came out. I had to wait three weeks to get a part and there was blaming of one another. I’ve had a few issues in the past with parts and I had to wait for them. Due to the pandemic, you really can’t point a finger. Other than that, the claim process was fine. One benefit of having American Home Shield is things that I can't fix can get fixed.

I've had two claims so far. When we moved into the house, it turned out the refrigerator wasn't working. I had to figure out what was wrong with that and then most recently, the soap dispenser on the dishwasher was broken. American Home Shield fixed the issues, and as a matter of fact, the guy just left a couple hours ago to fix the dishwasher. I'm very satisfied.

I've had heard a lot of people not being pleased with the service of American Home Shield. But I have not had any problems with the claims. I've not had any difficulties with them further explaining things to me. It's really simple. 9 times out of 10, I submit claims via my phone. I just go on the website. I have AHS at two different homes. I have it in my main house and then my other property in Cleveland and it's been the same thing, smooth sailing every single time.
Things have been fine. If I have questions, everybody has been very willing to answer my question. The contractors that they sent all have been great. I really like the fact that we can request the same contractors again. So that's also been nice as opposed to having a different type of contractor come out every time. For example, for heating and cooling, I always use A-US Air. Every time I need something done, those are the people who I want to come out because I trust them to do the work. They do great work and explain everything. I trust them as a company.
The oven was not working recently. The heating element had gone bad. EJ's Appliance Repair did a great job. They were able to identify what it was. But I've had a stove worked on three times since I've purchased it. I don't know if it's the stove or what's going on. But they came out and fixed it efficiently. It's been fine. I haven't had any problems with it since then.

The AC started making a terrible banging noise so I turned it off. A gentleman from A-US got out here and there was a wire loose. He hooked that wire up and it took him only a few minutes to fix it. The AC worked perfectly until about dark and it started making that noise again. I had to turn it back off. I called them back and the guy came back that next Monday. He put the unit in and it is fixed perfectly now. I've been very happy with it and I'm very happy and comfortable with A-US. They are professional. Also, I appreciate American Home Shield so much. It cost me $1,500 and it would’ve been more than twice that if I didn’t have American Home Shield. They give me peace of mind.

Submitting claims to American Home Shield is easy. I've had them for two years. They've been good to me. I've had an AC unit go bad. They replaced it. I recently had a claim that Affordable Appliance Repair came out for. They addressed the issue but they couldn't fix it because it was non-repairable. I just haven't heard anything back from American Home Shield.

The air gap of my dishwasher in the unit was leaking. The tech mentioned that there was nothing wrong with it. He said that it was normal for the air gap to constantly leak the water outside the sink. At first, the air gap was towards the countertop and it leaked over there. So we pulled it back so it can go to the sink. I still didn't think it was right because the air gap shouldn't leak all the time when the machine is working. But the tech said everything was fine. So, I contacted AHS again and they recalled the case. They were going to send another person but since it takes so long and I have a tenant living in the unit, I didn't want it to take that long.
So, I just finished the job and brought another professional from American Home Shield to fix the air gap for me. I didn't get the money back and I'm sure if I call, they would recall things again. I think that I can always call back so they would send a senior person to help. So, I'm not very happy with that. The thing with the dishwasher has happened to me another time with the washing machine. It was leaking as well and the tech said everything was okay. I had to call back and AHS sent their senior person. He realized the washing machine was not okay and he fixed it.
Additionally, AHS usually puts an open window during which contractors can come and see for whatever issue. The problem is that sometimes they don't call me at least 20 minutes earlier because if my tenant is not home, I have to stay at the unit for that long for the techs to come. I had an experience in the bast wherein the techs didn't even wait five minutes. But I respect their time. I know they're busy and they shouldn't wait. When they come, we should be there for them.

My past claims with American Home Shield were not always easy. Some of the people they wanted to send out were not very good. Every time I had to call in, I was anxious that the people coming out were gonna really be able to do the job and not cheat. American Home Shield should check the reliability and professionalism of the people that they have on their list.
I would just feel better about the professionalism of the people they send out was like the guy who came out last. One of our air conditioners wasn't working. He was fine and he resolved the problem. The only thing was it took a while to schedule the appointment. It took three days for the repair person to come out. He had an interval that he was going to come out from 1:30 till 5:30. I was the last person and he came at 5 o'clock. If he couldn't solve the problem within that half hour, he was going to leave it to the next day. But he was able to solve it within that time and the unit worked since.
Thanks for reaching out to provide that feedback. I am glad the contractors followed through with the appointment that was set but happier for you that your issue has been resolved.

American Home Shield has been awesome so far. It’s a lot of peace of mind. I'm single and on a budget, and I liked the extra coverage that I got for a very good deal and for the appliances. Everything is expensive nowadays so it's nice to know that I could get something fixed with more of a budget. I liked that AHS picks people who are trusted. So, I feel comfortable with them coming in my home, which is huge.
Summer Breeze Heating & Air came out for my AC and they were awesome. The tech was super friendly. We had major traffic problems around Atlanta that day, which is almost every day now with construction, and we were both stuck, and he communicated with me excellently. He was very friendly and professional. I know a little bit of the HVAC stuff but I didn't wanna touch it myself and damage something. And he knew exactly what it was. He showed me a couple of things that the home inspector missed. It was well worth the $75 I spent on having the guy come out. When I requested for the service, I did it all online and it was unbelievably amazing. I chose to go with AHS because I wanted to know that I could talk to somebody or clearly. And even when I called AHS to change, they were very clear, precise, friendly and professional. And I appreciate that because I didn't get that from the other company that I had before AHS.

But I always have a hard time with the communication because I'm speaking to someone where they speak English, but because of the accent, it's very hard to understand them. And if I had any gripes with AHS, that would be it. The rest of the process went smooth. That particular company has had to come out three times for the same issue. It took them the same day for them to contact me. On the initial contact, they came out the next day. On the follow up, they came out that same day.

Once in a while, I would run into issues where you get one of those people that want to try to add extra modifications that you really don't need. They put a piece of plastic down and you pay $500 for it. Other than that, everything has been good. You can come up with $75 service fee and you feel a whole lot better than all that money and all the service calls. The hardest thing now is finding somebody to come out. My oven stopped working and American Home Shield was able to get the people out here the next day. They were able to fix the oven I’m happy.

When I called ASAP Plumbing out, they said they thought that the problem was on the air conditioner side and they sent American Home Shield a request to send out an AC person. The AC person came out and said, “No, the problem is not on the air conditioning side. It's on the plumbing side.” And they sent that information back to AHS, but they did not contact me. I contacted them and found out they closed the request before it was resolved.
I talked to the lady and said, “This request is closed.” She said, “Well, let me look into it. Yeah. This request was closed. Did the air conditioning people come out?” I said, “Yeah. But he referred it back to the plumbing.” She said, “Let me check on that. Oh, yeah, he did.” I said, “Well, when did you get that notice to refer it back to the plumber.” “Yesterday.” “Well, why did it take me to call you to notify you that you need to send the plumber back?” Because they would not send the plumber back out until I called and they looked in their records and found out that the AC person recommended that the plumber come back because the issue was not on the AC side but on the plumbing side. I said, “You guys weren't going to do anything with it because you had closed the request. And you closed the request that it was through, yet it wasn't.”
That is the only problem I have - the problem I had with AHS' customer service. The lady told me that the reason why they didn't do anything is because the AC people didn't call them. I said that didn't even make any sense. She said they communicated through their portal. I said that was the same thing as calling them. This is the 21st century. We get calls, portals, texts, emails. I said, “There’s no such thing as, 'If you don’t call me, we don’t take action.'” Back when the only communication we had was via phone or somebody coming to our house, that worked.
If the program they have set up doesn’t have requirements that they timely react to their contractors’ instructions and what they say or report, if they have things come to their portal and they don’t review it in two or three days, then that is their issue. And if they don’t have that in place, then I will suggest they put that in place that that is reviewed in a more timely manner. If they already have it in place, then that would be something they need to take up with their employees as to whether they are following instructions and the protocol. I've been with American Home Shield for many years. And it has always been some problem. Most of the problems are understood. But not keeping in contact with a client while they are in the midst of a service and closing the service without even a notification to the client is not acceptable.

There was some electrical issue with the engagement of my appliance that broke off the power to the unit. The tech was professional and he knew what he was doing. He was polite and efficient. Generally, the issue with AHS's claim process comes with scheduling and the efficiency of the company that they use. I have to use one of the companies they have. They should broaden the network of contractors. They give me the option to opt out though but the approval process has to go through them. Other than that, AHS is pretty expedient. Ensure that you know what AHS offers and if your problem is covered under certain situations. Know what you're getting for your money.

I have used American Home Shield a handful of times. I had a problem with one or two contractors that were not great but they weren't terrible either. One contractor I had that was great was Melton Plumbing. I had two leaky sinks and a toilet that was leaking due to me not installing something correctly. The repair people resolved all the issues quickly.
It would be nice for American Home Shield to have an app. I have to go to a desktop computer in order to put in a claim. Another thing is that contractors are automatically assigned or there may be preferred contractors. It would be nice to be presented with three options so that I could do my own due diligence on the contractors then select one from them.
A home warranty would be a good investment over time. We've had a few expensive repairs done and all we had to pay was the service fee. We've paid less subscribing to American Home Shield than we would have doing the repairs on our own. If you have a super expensive issue come up, you already know how much you're gonna pay as long as it's covered under your contract. With a home warranty, it's also a lot easier to find someone. You don't have to research and find your own people. You just call your home warranty and they already have people within their network.

All the drywall was getting soaked, which I've had to cut out and replace.
When the contractor showed up, they said they saw where it was leaking and they also saw the damage. They said they would have to replace it. But then my claim got denied because the hot water heater was unhooked. American Home Shield said it was my fault because I should have called back, which was not stated anywhere, and asked for it to be expedited. The first claim that I submitted was our pipes were leaking in our utility room, where our washing machine is stored. I went down there to wash some clothes, and there was water all over the floor. Apparently, there was some type of backage in the pipe from the kitchen sink. I contacted American Home Shield, and they sent out a plumber. He had to replace some type of piping in our kitchen area. And once he did that, everything was fine.
The second claim that I filed was, he had to tear through the wall to repair the pipe. I had to call a drywaller to come out and repair the wall, fill up that hole that he knocked in the wall. The third claim was our kitchen sink was backing up. My husband put some Drano or sulfuric acid in the sink. And when the plumber came out, he said, "Well, I can't touch this until about a week later." Because the acid was still strong. It needed to be diluted. So he came back a week later. That was something outside the claim. We paid him $75, and we had to pay him an additional $200 for him to fix it because my husband had thrown something in the sink, in trying to dissolve the stoppage. That was something outside of our policy.
I called the tech but he told me that he would have to come back a week later to solve the problem. So I called AHS to see whether we had to pay an additional $75 or how it can be handled. And they denied the claim because it was something that we did that we weren't supposed to do. Other than that, AHS is really good. When I call them, even though I had to wait a little while on the phone, when they picked up, they put the claim through. And the people came right away. That was something different from two years ago because we had problems with our air condition. It took them forever to come out and fix the problem. But this time, they came fast. It was a quick turnaround time.

I've had two claims with AHS recently. The one with the garbage disposal was handled really well. The one with the hot water heater, I got a letter from them yesterday saying that they couldn't do it because, to be brought to code, they have to put in a pan now and make a drain in the bottom of the pan so that if the hot water heater fails, the water doesn't come in the house like it did this last time. I got that problem corrected, but I need the hot water heater fixed. I don't mind paying or doing the pan myself, but I want them to replace the hot water heater. And that hasn't been resolved yet.
I've had American Home Shield for five years since I moved in here in this mobile home. I had them before for a while in my house over there. I don't turn in very many claims. They seemed to have handled them, at that time, okay. This is the first discrepancy that I've had with them where they're not handling it like they should. They need to be really upfront on how they cover the claim.

He was very professional and he explained to me what was going on and what he was doing. Everything was fine. But I had to call him back out because another part of the pipe up on the sink had come loose. So he came back out and repaired it. Overall, American Home Shield is very professional. I had a great experience. They've taken care of all of my needs so far. The contractors that they deal with are professional, unlike some that I had with another home warranty company.

American Home Shield is doing good. They do the appointments right away. But it's the contractors I have problems with. When they do the work, I'm never notified, "We checked out your air conditioning. This is what was wrong with it and this is what we did." When they came to fix a plumbing issue, I was never informed what the issue was and how it was resolved. All I was told was it was resolved. When somebody comes here, they should leave us an invoice, "Here's what was done. Here's what we found. Here's what we did. No charge because you're covered." That's what we expect but we never get that.

Our air condition unit was not working last weekend, so we contacted American Home Shield. They sent out an HVAC guy who looked at our unit and determined that there was not any electricity running to it. An electrician got in immediately. He contacted us to send us a text setting up an appointment. We had to work on our schedules a little bit, and he ended up showing up about a couple of nights ago and made sure the electricity was running, then put out the work order back in for the HVAC guy to come in.
The circuit breaker was out and the electrician was able to get it up and running. But I still wanted to know why it wasn't working because the circuit breaker must have popped for a reason so he reached out to American Shield again. They sent the HVAC guy back out yesterday and realized that our unit was pieced together poorly before. He was able to get it up and running. There were wires that were loose, and he tightened everything up and added a couple things, and it's good to go for now. It could have been a little quicker but I understand the process. Everything can't be done overnight. We may have to get certain people in. Overall, it was a great experience.

My water heater exploded and I had water all over my basement. Weise Plumbing and Heating made time for me when I called and they did an emergency call out. They got in the same day, which was really nice. I just had to wait on American Home Shield to approve it. But they expedited it upon my request, which was good. It was a holiday weekend, Labor Day, and Wiese was closed on Monday, but then they got me in a couple days after. So, it was seven to eight days without water. They did their best. It was good service. The only thing is that American Home Shield's initial deductible is expensive when it's not a full replacement. When companies come and check things out, it’s 100 bucks. But I haven't had any issues besides that. They have been very reliable and I trust them. Its weight is worth in gold.

Our issue was a gas leak. I submitted the claim through American Home Shield's website so it was very simple. The contractor came quickly and did the work quickly. It looked like the previous HVAC person didn't seal the unit. But it was addressed satisfactorily. However, AHS' customer service is not great. Every time I speak with somebody over the phone, it's always a hassle. They were supposed to send me a credit for a service call earlier this spring but they never did. And I've called so many times but no one got back to me. So I’m gonna cancel the policy come October. They don't take a personalized approach to their customer service.

We had a washing machine leak and it was the hot water hose. Repair people came out a day and a half later after we made a claim and they diagnosed what the problem was. They had to put a part in the wall for the hoses to connect to. But they didn't have the part with them and they had to order it. They came back four days later and got to the repair.
The repair people were spectacular. One of them said he couldn't move the washer by himself. I told him I could help but he said, “No, that's what I'm paid to do.” He called in another assistant to come. The guy showed up and it took him five minutes. They moved the washer and the assistant took off. The plumber guy stayed and did the work. He shut off the hot water for me and explained things really well. He said I could use the washer but it was going to be a cold water washer. That was fine. We did a few loads of laundry here and there. When the repair people came back, they put the washing machine all back together and it’s doing fine.
We have a manufactured home so we don’t sit on a foundation. The trouble was it got damp right around the washer. I had to ask the plumber to go under the house and he crawled under to take a look. There was no standing water underneath the house from this leak. It just dribbled down the hose. But it caused the floor in front of the washing machine to buckle as well as the floor right outside the washroom, right off the back porch, and the small hallway there. Even though the washer cause that problem, American Home Shield did not fix that because it was secondary. I had to pay for someone to come in and take out the entire linoleum.
I switched to American Home Shield because it was less expensive. But compared to the company we had before covered, that one covered it when the hot water heater ran all over the kitchen and ruined the floor and the drywall. I thought American Home Shield would do the same for the floors but they don't do that. That's the only downside to this home warranty.
Another claim we had was for the heat pump at the back of the house that’s for furnace and air conditioning. That went out and the fan would not stop running. We had to call to get it worked on. Someone came and explained what had to happen. He had the part and he worked on the heat pump. He came back in and worked in the laundry room where the furnace was. He took care of the deal and off he went. It didn't even take even a day and it was $75.

He came in, took a look at everything that I pointed out, and roughly on the spot explained the entire process. I have a heated ceiling fan and I still have not gotten that fixed. It's been over a year and I have called American Home Shield about that. I understand the company doesn't make any more heated ceiling fans. So what is the next best thing? American Home Shield should send me something else. I shouldn't have to keep calling them. They got my money. My refrigerator also went out and it took American Home Shield months to get me one. The refrigerator came from overseas and so did the parts. The home warranty had to go through the proper steps, which is fine and dandy, but it's bad when I had to go rent a refrigerator from Rent-A-Center.
There are some things that American Home Shield needs to work on. They should get American people. You talk to somebody and it's always overseas. I'm pissed already because I'm agitated then they send me somebody foreign that I can't even understand what they're saying. American Home Shield should also get some local people and quit trying to get the little mom and pop shops that can't handle the job or don't have extra employees. I have to wait weeks or months for somebody to come out. My toilet was leaking down into my bathroom downstairs. That issue was resolved but now I have a big stain because it took American Home Shield almost two weeks to have somebody come out. I gotta find somebody to fix that stain issue.

I have two air conditioning units and earlier in the summer, I had my big unit worked on. Since then, my smaller unit, which cools the upstairs, the motor went out on it. A vendor came out and serviced that for me. The first time, they came out and did service. This time, they replaced the motor. The guy that came out was good. He knew exactly what was going on. He wasn't here 45 minutes. He took care of it and he left.
I've had good service in some areas with air conditioning. But in other respects, I had some issues with the service provider that American Home Shield sent out for a repair on my washer and dryer. I had to go after that guy. He was a one-man show. I don't know that he had any other employees, and he was very slow. He didn't seem to know what he was talking about. It took him over two weeks to get my washer repaired. I had to get kind of ugly with him and say, “I will call American Home Shield. I'll let them know how dissatisfied I am and I'll strongly urge they get you off of their service as a vendor.” Also, American Home Shield doesn't have people when you call them. There was an issue with American Home Shield's policy and with the way things go. A tech came and there was a differential diagnosis where I was told that I needed routine cleaning and that was not covered. I got the cleaning done but the problem was still there. All in all, I paid the $125 trade call fee to be told to go find someone privately. I then spent $350 for something that was offered more affordably by the contractor.
I had to call American Home Shield back and I had to spend an hour having a huge debate with someone about why the original $125 I spent for the trade call should not apply for the return visit. That took a lot of effort on my part. Any normal homeowner would have said, “Screw it. Fine. I'll pay you again.” But I'm a federal prosecutor so I do nothing other than argue with people. Fortunately, I didn’t get charged the trade call fee the second time, which was only fair. I’m happy that the problem was ultimately resolved. But the path to it was pretty annoying. It took two months to resolve an HVAC problem. It's Florida and it’s hot.
I was really hesitant to purchase a new warranty but American Home Shield offered a good deal. I then got a contact saying my credit card was processed improperly. We had to call back and renew it. They offered $50 off the policy so I said fine. But it has really been imperfect. I would never recommend American Home Shield to someone else. If somebody said they were getting it and they just needed something, I’d say, “Make sure you're ready to put up a fight for anything you need.”

That didn't solve the problem though. Another thing was that the vents in the basement were closed and the tech was like, “Don't close it because it's somehow blocking the flow.”
The next day, he had us turn the air off and run the fan on the unit so the ice could stop freezing. He said, "If you run the fan and then you go outside and the line is defrosting, go ahead and turn the air conditioner back on.” We did that but it still wasn't cooling. It gave the impression like it was cooling, but it wasn't. At one point, it seemed like the thermostat was going down and then it went back up. The tech came back to the house the next day. He was the one who told me to go ahead and sign up for AHS, but every friend that I’ve spoken with has their service. So, that speaks volumes. That’s the best kind of recommendation anybody can get, the referral from someone that has utilized the service.
I turned the unit off because I had to go to Savannah. I came back and turned the air conditioning back on, it was just blowing out hot air. It never started to cool. I called one day to set up. I was talking to the representative that I was doing the application online. I would have got the service for 54.99, but it ended up being 59.99 because I was online doing it. The rep said, “Oh, we can’t give you the discount.” But I told him, “No problem, maybe I’ll get it next time.”
The contractor said they would be out the next day. They had a couple of clients and was running behind. So they gave me an 8:00 am to 1 o’clock pm window. And they called and said they were running behind and apologized, and got here a little after 2:00. When they checked, they said that there was a leak and it was right at the valve. So they replaced the valve and put in some Freon. By 3:45, the ac was running. Everything was starting to cool with no problem. I eventually have to upgrade the system. If I could use them, that would be great.

The claims process has always worked well for us. The recent claim was a follow-up call to where the contractor had to make a fix on the ac. It worked for a few weeks, but it stopped working again. When the tech came, he was able to get it to start so he didn't do any further repairs on it. It has been working fine since he was here.

The reps are good but what I prefer to do is talk to someone in Spanish. The good fortune I had is that I could speak Spanish, and I had always better results in that because I could speak to someone, tell them what the problem is, and they get right to it. When I put in claims in English, I end up in another country and it's really difficult to understand. It's frustrating. I had two other properties that were with American Home Shield but because of the service in English, I canceled them. It's a huge problem for me to call in with any complaints 'cause it would turn into a headache. It was so frustrating that I had to give up on some of the calls that I made and hire my own contractor because it was easier to do that.
I had two contractors at the same site and one of them was horrendous. The other one was good in the sense that he looked at the problem and told me, "Contact American Home Shield. They'll let you know what happened." I was sitting and American Home Shield contacted me and said, "We're going to proceed by replacing the stove." This last time, the people at American Home Shield were very efficient.

I use the website of AHS every time I need to do a claim. It's easy. When I submitted a claim for the pool pump, I got a text message and an email letting me know that my service request had been assigned to a provider. It listed my provider's name and number and said that they would be contacting me sometime shortly. If I wanted to, I could give them a call just to let them know a service request had been put in.
But I wasn't too happy with the service provided by Jasper's Service Pro. The first time AHS assigned them, I called them and they told me when the technician would be coming out. I waited all day that day for a technician to come but no technician showed up. I called them the next day and I left a message on the phone, the guy didn't call me back.
Early that morning, I get a knock on the door from the technician. I was like, "Who are you?" He said, "I'm the technician for your pool." I said, "You were supposed to be here yesterday." All he said was, "Oh, I must have forgotten." And he went in the back. I told him, "I'll be right back. I'm going to take my daughter to school." Her school is only about two minutes away from the house. He went in the back, he looked at the pool pump. I went out front, he came in the front and said, "Your pool pump's shot." He was getting some stuff out of his truck to go back to the back of my house. When I got back, he was completely gone. Nothing else, he didn't tell me anything else that was going on, when he was coming back and what was going on.
I called him for the next two days, but nobody returned my call. Finally, on the third day, I called his office and again voicemail. He called me back, "Just letting you know that the pool pump's shot. We ordered it and it's gonna be in in about another week." My pool had already been down for almost a week and a half before they even set the first appointment. I had to wait another week before they get a pump in. The pool pump came in. I called him and he came over and went in the back. He did some things and said, “It's not the pool pump. You have an electrical brake underground and we're gonna have to reassign because I can't do that type of work.”
American Home Shield assigned it to an electrician. The electrician came out. I paid for the electrician to do the work myself. The electrician did the work and the electrician turned on the pump. The pump was just shot, wouldn't work at all. I called American Home Shield again, which was gonna take them another week before they assigned it to him. The tech told me they had the pump and when they assigned it back to him after the electrician got done, he came out.
He installed some new kind of pump with an LED on it. He didn't explain anything to me. It looked like he was confused with the pump itself. He said, “Here's the book. Read it and you should find out from there.” I have never seen that pump before. My pump had no LEDs on it, it was just a solid regular pump. He installed that and I expected him to go over it with me and explain it. But, he didn't. He just quickly went over it for about two minutes and he was done. So the pump ran for about two days and then shut off. I called them again. But nobody wanted to answer their phone.
This past Monday, I called American Home Shield, "I've been calling these people since Wednesday because the pool pump stopped again, nobody won't return the call.” So American Home Shield put in a recall and they called me the same day and told me he wouldn't be able to come and put it in for another week. So my pool pump was down another week.
They called me up and said the next time he could come in was Wednesday, which was yesterday. He told me the time from 1:00 to 5:00. 1:00 to 5:00, I stayed home all day, but he never showed up. I called him this morning, and as soon as I got off the phone about 10 minutes later, I heard a loud vehicle in front of my house. It was the pool guy calling me, “Can you tell me what's going on?” I said, “The service request should have stated what was going on.”
I told him and he came in the back, did some checks and got it running. Again, he just went over it real briefly and showed me how to set it. I told him I was a little confused. I was like, “I'm not a pool technician to know how to deal with that stuff.” I said, “That's the hardest part, the pool pumps I've always had in the past, didn't have any LED up on them and I had to know the RPMs.” So, he set it up again and it's running now. He said, “Just take your book out again and just review it.”
When he came with the pool pump to change it, he opened up all his materials in my backyard. When he left, he left all the trash in the backyard, the bands, the box, the torn-up papers and he didn't pick anything up. I called American Home Shield and said, “Please do not send that company back to my house at all. I do not want them to the house.” The lady told me, “Because it's a recall and is not a new claim, we have to send the same company.” And that was the only reason I was okay with them coming back. But it wasn't a good experience.

I had an issue with my air conditioner. Every year, it does the same thing, it goes out. They said it’s where it's located at, up in the attic. But this year, I had a lot more difficulties because it was the hottest summer. My air was out like weeks at a time. It wasn't a sense of urgency for AHS. They couldn't get in touch with anybody, or then somebody had the job but they said they couldn't fix it. It took them about another week to get somebody out here who fixed it. It just went back and forth. Usually, within 24 to 48 hours, they have somebody. But this year was worse. I submitted the claim online at first, and then I kept calling. Then, they didn’t put it in, “The person you spoke to didn’t put it in the last time.” Then I called within the 72 hour timeframe and it was the same thing. So, it was just a big old mix-up. But their website is phenomenal.

So far, I like American Home Shield's service, but I'm not highly impressed yet. My refrigerator went out, and it couldn't be fixed. I've never had another claim with them, and I was very surprised that they wanted to replace it. The people I've been talking to have been very friendly and helpful. It's just that they offered a GE refrigerator in the color of slate, and I don't have anything in my kitchen that's that color. I needed either black or stainless steel in order for it to go with my kitchen.
I've been waiting for a shipment of GE refrigerators to come in, and I have been calling almost every day to see if they made it in. Last time I talked to the home warranty people, they said that they were looking for them to be in by the 30th of September. All in all, American Home Shield is a good way to go, but in this case, I'm having to wait an extremely long time. I put in my claim on September 6th, and here it is. It has been almost two weeks, and nothing has happened yet. I'm still without a refrigerator and it looks like I'm gonna have to go purchase one myself.

The only concerns I have with the policy are some sublimits. If you're buying a home and it's got a lot of nice appliances that you want to protect, the reality is the sublimits aren't really going to protect those appliances in full. Also, offering some flexibility in who they contract with would be great. On Saturday morning before Labor Day, the kitchen sink backed up and I needed a plumber right away so I scheduled a claim. AHS said the contractor has been assigned and would reach out on the next business day, which was Tuesday. There was no way I could have left my sink backed up for three or four days and I had to go find another plumber that was available to come that day. I ended up paying them a couple of hundred dollars to snake the system. I had a legit claim, but the timing of it kind of made the warranty useless.
Other than that, the process is very easy working with AHS and scheduling a claim. Their online platform is good and the price seems fair. I had a rekey service request and they assigned Realty Rekey who reached out by email and asked for a scheduled time. We agreed on a time and they came out performed service. It was as smooth as can be.

The repair happened on a Monday, which was a holiday, but in Texas, it's 90-something degrees outside. Nobody was available to come out and we had to sit around for two days in the heat. I didn't like the timeframe. The waiting period for the service is long.

I came home one day and there was a blockage. I called American Home Shield and they immediately contacted someone, and that person came out on the same day. So that was greatly appreciated. The problem has been resolved. I haven't had any issues since. But I had a hiccup with the replacement of my air conditioner. It took too long for the assessment. When you have an air conditioner problem and a person comes out and does the assessment, it shouldn't take that long for them to come back and resolve the problem.
When the contractor first comes out to do a service and if the air conditioner needs antifreeze, it shouldn't take too long to come back with the antifreeze. But the contractor had to go back and forth telling me, "Well, they need antifreeze." Then they got to get approval to put in the antifreeze. So I was in the house for over five days in the heat. It was really, really hot and uncomfortable and miserable. So when it comes down to something like an air conditioner, it should be resolved a lot sooner. For bigger appliances, like the water heater and the air conditioner, the claims process took way too long. But for the plumbing, the process was really good.

On the plus side, AHS repaired my dishwasher and air conditioner and replaced my water heater quickly and without any issues. When it came to repairing my oven, however, the assigned contractor came to assess the problem and ordered a part, but never returned. I called the the contractor 14 times. Each time they promised to call back to schedule an appointment or show up for an appointment. I called AHS 8 times. Each time they apologized and offered to call the contractor again, but refused to assign a different contractor. This went on for 10 weeks until I filed a complaint with BBB. Only then did AHS assign a different contractor, which solved the problem. Thank goodness I "only" had to do without an oven for this period; it could have been my air conditioner or hot water heater.

American Home Shield service is a good value unless you're in an emergency situation. I've had a couple contractors that have been less than great but overall, it's been pretty good with American Home Shield. Knowing that it’s just one price no matter what's wrong if it’s under the plan is nice. However, you are not able to pick your repair person. Being able to pick a contractor would be a lot easier. For my plumbing claim, American Home Shield sent Plumb Genius out to look at it. They had also serviced us before and didn't do my favorite job. I went with it but they no-showed me. They had even called and said they were on their way but they never came.
When that happened, I had to call up American Home Shield. They have their own steps that they have to go through. They had to try to get ahold of the company and see what happened. By then, it was Friday afternoon coming into evening, and they couldn't get ahold of them. I had to wait all weekend for Monday for them to get a hold of that company for them to not respond then American Home Shield reassigned it again to a new company. I ended up with my sink unusable for over a week because of that contractor. That particular one is terrible. But the other plumbing company, John Hudgins Plumbing, was fabulous. They called pretty much immediately and were very communicative about what time. The guy that came in and fixed it was informative and let us know what he was doing.

We needed a difficult bathroom faucet fix that was beyond my skill level, also my tool level and required some tools I didn't have. The tech had them. When I called the plumber out, I had to pay $75 fee upfront. I just was surprised because it was my first one that I had a fee to pay, which I paid in advance of the plumber coming here with the admonition, "Don't pay the man again," which I didn't and he didn't ask. But I didn't know if that was a guarantee of some kind that I was putting down to keep this from being a nuisance claim or if it was something that would refundable. And reading the policy, I couldn't tell. So, I'll take it up with the American Home Shield but someone else. Other than that, the plumber he came, fixed the faucet, did a good job and we're happy.

Unfortunately, we had to order some parts which was fine. But it was nice to have that quick chat before he had to come in, especially with the current climate. The faucet in the bathtub was leaking and the plumber from Sigmond Plumbing took it apart and looked at it. Then, he went to go get parts and when he came back, he said the issue was deeper than what he thought. He called AHS to make sure everything was covered and then he drilled a hole in my wall in the closet. He fixed the leak on the inside and got it all replaced. He even took a little putty to kind of fill in a little opening in the wall that was covered with a faceplate to make it look better, which was nice. The claims process with AHS is usually pretty easy but I don't think they have an emergency response. They could improve on weekend support. They will never, ever send anybody out for a weekend. Hopefully, it'll solve the problem so we don't have to keep calling them every few months.
We had some difficulty with the claim for our kitchen sink. That was more of the contractors’ issue. I have multiple policies. I used one last week for a vacation rental. My policy expired by a few days and I contacted American Home Shield to see about making a payment. The rep said I couldn't use a credit card, which was ridiculous. I've had this policy for years and the payment was only a few days late. They couldn't take the payment other than a check, which I didn't have. If I were to mail them a check, that would even take longer. The rep made things so complicated so I told her I would find another company that would accept my money.
I have also have American Home Shield on my primary dwelling and the experience has not been good. I have a washing machine that doesn't work so they sent me to one company. The company had a five-week wait before they could even come out. I called American Home Shield back and asked if they had another company. They sent me to another one and I called that company. They never contacted me and never returned my calls. I called American Home Shield again and they gave me a third company.
That company called me but I was at work so I couldn't talk and I said I would call them back. I called them and nobody was there. I left a message and they called me back. I spent a week and a half calling them. I got to the point where I was leaving 10 messages a day. During that time, they closed my claim and I only found out about that from American Home Shield. That third company had not even been out to the house and looked at the washing machine. American Home Shield just allowed their vendors to close people's claims.
We then had to start over and they were gonna refund me the $75 then they would open up a new claim. That was absurd and I refused. At that point, I was about five or six weeks without a washing machine. I asked if I could get my own company and I was told that would have to go to some other department. I pay a premium. Nobody should have to wait six weeks and still have nobody out at their home. People need washing machines. It was a Friday when I called and I told the rep, “You have till Monday or Tuesday to find me a company or I'm going to call somebody. Because I’m pretty sure I could get somebody to come out in about 24 or 48 hours to get this washing machine fixed. This is ridiculous... Whoever gets somebody out there first is the way it's gonna go. I'll just handle business and then I'll take you to small claims court.”
I called an outside vendor myself and scheduled an appointment. American Home Shield kept telling me that they couldn't give me a company because they didn't have one and it had to go to some kind of supervisor or department. By the time they called to tell me that I could get my own vendor and that they were going to authorize it, I already had an appointment. The vendor came out and they couldn't find anything wrong with the washer. I paid them $75 on my own. A week later, the washer starts leaking again. I called the company back and they said they would come back out. I called American Home Shield and they said I had to do a new claim. But I already paid them the 75 and the repair was within 30 days. I was told that the 30 days doesn't count when it is an outside vendor.
At this point, I've racked up seven hours on the phone with American Home Shield. I told them that when the tech came out the first time, there was no diagnosis nor repair. I was having a hard time understanding the logic behind why we had to do a new claim. The rep said they would give me a new company. I said I was just gonna move forward. I needed a washing machine. Another thing with American Home Shield was every time I called to try to get a new company, it was an hour on the line. I was then talking to someone in Bangladesh and I could barely understand the person.
The repair company came out this week and they found out the problem was a pump. It was ordered and they are going to install it next week. In the meantime, I moved forward with or without American Home Shield because two months is a long time with no washer. I got to talk to somebody that said, “We're going to send it to this other department to see if they'll cover it.” I got the call yesterday from the plumbing company. The rep called American Home Shield and gave them my number. They said they were going to authorize and cover it. On the whole, this experience was awful. But there was a time that I put in a claim for plumbing and that worked out well. I got a good company that fixed the problem. Everything was lovely.

Shortly thereafter, while I was still on the phone, I got a text message confirming my appointment, which was any time from 8 AM to 5 PM. I said I didn't want that. The rep rebooked it and I got it reconfirmed again, 8 AM to 5 PM. She said to not worry about it and that I have it from 8:00 to 10:00. But then, the day before they were coming out, I got a confirmation and the service tech will come from 8 AM to 5 PM. I was not happy about that.
The service tech from Sears came at 1:00 in the afternoon, which was fine, and he fixed the problem. I had no issue with the repair. My problem is why is American Home Shield giving the purchaser of this plan the option of a particular time during the day when that doesn't exist? They should know that it doesn't exist. I don't think the warranty is worth the money. Plus, the fine print explains that American Home Shield will only reimburse up to a certain point. If my washing machine broke down and I needed a new washing machine, they're not going to come out and give me a new washing machine. They're going to cap the amount they're going to give me at like $600.

American Home Shield gives you their pick of contractors and it's impossible to get ahold of some of them. They don't call back and you have to keep calling. When you call for something, you wanna be able to have the people come right away. If AHS was able to use better contractors, it would be a better thing overall. If you look at most of their reviews, it's across the board that the contractors aren’t the greatest. We have somebody coming out tomorrow for the heat and that probably is something that will need to be fixed. But for this instance, the contractor said it was condensation and they didn't have to fix anything, except for the guy cutting a hole in the roof. And the contractor for fixing the hole has the worst reviews as well. If you go to the reviews, they said, “My warranty company sent them out to patch the hole. I might as well have done it myself.” So, that's what we're doing, we're doing it ourselves. But this is standard.

My only question was if I'm paying a monthly fee to Home Shield and I’ve paid my 125 deductible, why did I get charged for the keys on top of that? I had to pay for six keys and it was $50. I also made another service request and it was for my faucet. I explained that there was no water coming out of the kitchen faucet. There's nothing wrong with the water. It was just the sensor where you run your hand underneath the tap that was not working. The sensor turned the water on and you put your hand underneath the tap again to turn it off without even touching it.
The guy who came out gave me water because he disconnected the sensor. This way, I could turn it on and off manually. I said that was not what I was paying for. I was paying for the sensor to get fixed. He had to get back to the office and tell Home Shield that I need another sensor. All of a sudden, I got an email the next day from Home Shield telling me that was not covered. But why didn't they tell me that when I made my request? The rep told me that I probably didn't tell them that it was the sensor but I did. He said they were gonna have to listen to the tapes. I haven't heard anything about it.
On top of not telling me that the sensor was not covered when I made the request, Home Shield charged me the $125 for my deductible again. I paid 250 already for my keys then the sensor. I'm still in square one with my tap. Home Shield's services leave a lot to be desired. I never expected this from them and I'm very dissatisfied with the way they treated me.
I certainly hate to hear that you have received less than satisfactory service. I will follow up with you as soon as possible in an effort to assist with unresolved issues.

American Home Shield has always been good. The only trouble I have is waiting so long. But it's worth it and I understand there's a big call for them. Recently, my freezer in my refrigerator on the bottom quit freezing. The technician had several other jobs he had to do and they said they couldn't send him till the next day. I told them we need our refrigerator and he came after he did all those jobs. He got here about 6 o'clock, took care of it and found out we needed a fan, which, because of covid, was backlogged. I couldn't get it for about a week. Once the order came in, he came 8 o'clock in the morning, got it right in, and it's been working perfect ever since. He was clean and very professional.

There was water coming out of the overflow pipe. The tech was able to come out very quickly. He fixed it, explained it, and that was it. We had issues last summer with our AC and that did not go nearly as smoothly. That was a drawn-out process with us, 90 degrees and no air conditioning. But I like the ease of one point of contact for anything that goes wrong, rather than trying to get recommendations on what AC company or what appliance service is good. I have a place to just go and submit the repair request online, and then it's taken care of.

The dishwasher started not to drain anymore and we were starting to get a smell and some flies. We were waiting until we had the money for the service call charge. So, when we had it, we put the claim in over the phone. It was pretty easy to do. They even had this new feature where they did a video call, so that way, they could actually see what I was talking about and they could relay that to the technician. The contractor came out the next day and they were done in a couple of hours. They were very respectful and they didn't leave a mess behind. I've never had a home warranty before and I'm glad I got American Home Shield because I would definitely not want to have to pay for any repairs that we've had done out-of-pocket.

I submitted the claim online, but American Home Shield kept assigning a company that is unacceptable. They kept assigning Integrity even though over the past two years I said I didn’t want them. Because they installed a brand new coil and a compressor and it failed within less than two years. So, I had a very bad experience with them early on. And every time I call about them, they would tell me, “Yeah, not a problem. We'll make a note and we'll make sure it's Air Flow or someone else.” I don't care as long as it's not Integrity. I called and the website automatically assigned it when I tried to do it online. And I've called no less than three to four times and talked to a representative and said, “Please put it on my record that I don't care who you assign except Integrity.” Every time that the wrong contractor gets assigned, I cancel.
On the other hand, Air Flow did the right job for me. And every time I would do it, it is without drama. The ac has been functioning well. I was there when they did the servicing and it has been trouble-free for up to date. They were very satisfactory and I would recommend them and American Home Shield to others. It is a hassle sometimes. But one of their subs that they put in that I refused to have them back on an icemaker, he took it and never came back. It was an icemaker that AHS Shield replaced. Got a new refrigerator, but they never replaced the under-the-counter freezer and he never followed through. Other than that, I'm generally happy with American Home Shield. It's very good service and I'm continuing it.

I had some spots in my ceiling. I originally thought it was a leak, a plumbing leak. But come to find out when the plumbing came out, it came from the air conditioner, from the air duct. The tech couldn’t figure out what the problem was so he cut out a little square in the ceiling where the spot was, and it was the air duct. So he said he would transfer it to the HVAC. Because from where he could see, they didn't put insulation underneath the air duct, and that caused the spots to form on the ceiling. American Home Shield does a good job. They do well with sending people out and being punctual, and repairing the items or products. The warranty is beneficial when you have something that needs to be repaired, and you can just call them, pay the fee, and they can direct you to someone that can make the repair so you will not have to come up with a lot of money out of pocket.

I had a backup and High Priority Plumbing & Services had to escalate it and come back because the situation wasn’t resolved. They were fine and I didn't have any problems with them at all. American Home Shield initially just assigned me to anyone on the previous order that I had for my washing machine. Most times, when they do that. I’d research it and if the company has bad reviews, I'll call AHS back and have them change it to someone that I’m more comfortable with to come to my home. I'm always on the phone for hours doing that.
AHS should get Americans and nice people to answer the phone. That’s their biggest problem. They have people from different countries answer the phone and they don't know what they're talking about or what they're doing. With my refrigerator last year, it took me almost six months to get a new one and that was because I couldn't speak to anyone here in the US. I researched on my own, reading different reviews from American Home Shield and I found their number and got someone here in the US. The rep got everything fixed literally in less than a week. So, that plays a big part. If AHS just assigns the service request to anyone, that makes that a problem. I've had bad experiences with just anyone coming out and they have terrible reviews. So that doesn't work out in my experience to not leave American Home Shield.
You want to make sure whoever you have the warranty with that they're going to be able to assist you sooner than later. So, if that's not something that they're able to do, look in the other areas. I was gonna switch and go to Sears. I was gonna leave AHS because every time they send someone out, I always request for Sears. They come out, do the job and it’s done perfectly.

They came at least five times last year and never fixed the issue. This year, AHS is working with a different AC company. The contractor did one visit and that was it. They fixed the issue. I also had a plumbing claim that Prime Plumbing Services came out for. They fixed the leak and I wish there had been a way to get my ceiling fixed but it just sounded like it wasn't covered. All Desert Appliance came out for our busted microwave and they were terrible. Oreon came after them and they were great. Their tech was very knowledgeable and he fixed the microwave. He did what he said he was going to do in a timely manner as opposed to All Desert Appliance that sucked communication-wise and customer service-wise. We would never recommend them or Home Shield based on my experience with All Desert Appliance.
The parts for the microwave were put in almost a year after I made the first service call, which was in February. The microwave was fixed in August. Two days later, it died. I called Home Shield and asked if someone could come and fix it. They said the claim was closed and they couldn't do anything. Because I made the service call a year ago, the 90-day warranty didn't apply. I had to pay another copay and have technicians come back out. Home Shield now charges $75 or $90 a month. At that rate over 12 months, I can buy a new microwave. Aside from that, they also charge $70 or $75 copays. It's gotten to be ridiculous.
I'm getting tired of having old stuff and technicians come out and put Band-Aids on problems. I really haven't been too happy with Home Shield in the last couple of transactions I had. We're seriously considering dropping Home Shield just for the aggravation that it's been lately. They're getting worse and worse. They also have poor customer service. Nobody speaks English anymore and you can't communicate with somebody because their Filipino accent is so drastic. It doesn't make doing business with Home Shield worthwhile anymore. I've been with them for almost 30 years and they used to take care of me. But now, I'm overpaying and they're underperforming.

They said once they get the part, they will schedule the appointment and come over. But every time they schedule the appointment, somehow the appointments were missed and we had to call numerous times to Home Shield to try to see what can be done.
Then, as soon as the tech walked out once the AC was fixed, the compressor gave up. We had to call and wait for the guy again to come back. The guy came back with the compressor and they said they didn't have the part. He cancelled it again and then once he came back with the part, he put that in. But suddenly, the fan didn’t work. He fixed whatever he could and they had to come back and put the fan on. The AC is finally fixed but it could have been dealt with better if they knew exactly what was going on and they could have done all the troubleshooting. We were put through a scorching heat for the last month.
As for Home Shield's service, the problem I run into is if the contractor has to come back and if they did not finish the job, I have to go back and hire another contractor. We had a leak in the ceiling and the guy sends a plumber. The plumber came and cut the ceiling and fixed the problem. But there was a hole and whatever was cut from the ceiling was sitting on the floor. He would not remove anything and would not put anything back onto the ceiling. But it was nothing on the home warranty’s side. Then there was a little bit of confusion with the customer service reps in terms of they weren't sure if it was related to the dryer vent being clogged because they didn't cover that. If it was something like that, and that was not something that they did, that that wasn't, part of the home warranty in terms of it just had to be cleaned out. But we cleaned it out and then it was still not giving off heat. Then the company came out and changed up a couple of things, so the dryer has heat now. The technician didn’t even know he was doing a wellness check on my air conditioner. I had to guide him to go check my compressor and the pressure, and that my air conditioner was doing right. He did what he was supposed to do after I helped him out.
This other time that I put in a work order, we ended up canceling the it. It was after the freeze we had in Texas and the tap on my sprinkler system popped off. American Home Shield has been great. The only complaint that I would have is the electric company that they send out in my area. It’s 120 degrees where I live. And over the holiday weekend, they didn't have anybody on staff because they all have it off. So we had to be home without AC for five days before they could get us. I told them, “I think it’s an emergency situation. You should have at least one person, one staff.” And the rep said, “Oh no, the town has this party for us.” I said, “I hope you enjoyed it because we’re almost dying here.” They might want to have more than one AC contractor in case the other one decides to take quality weekends off. Other than that, the AC is working good now. They fixed the issue, they were on time.
It has been a great experience. The contractors are fast and get the problem fixed right away. They send a text and let me know when they are 10 minutes out. We don’t know when we will have issues, and it has been financially a struggle for us this year. I signed up with AHS a couple of years ago, but I'm glad that I signed up and kept it, because we needed it this year.

I've told my family about him and I even have his phone number saved in here in case I ever have any issues in the future. That's how impressed I was with him.
The guy said he could fix the washing machine and so ordered all the components. He called back and said, “Hey, I just want to let you know that I ordered the parts. The only bad thing is we ordered a part that was comparable to this one some time ago. The parts’ on extended backorder. We ordered the part in February and it's still on hold. I just didn't want you to be surprised in the fact that you're not going to get it by the 17th.” As far as the repair, he told me everything that he was going to replace and repair. He explained why he was going to do it and how the issue was occurring, which was impressive. Then he made a lot of recommendations.
The only bad thing is that none of the washing machine recommendations he made were on American Home Shield’s list and I wish they were. He went into great detail explaining why it's the best but it wasn't on the list. American Home Shield was frustrating. The paperwork hasn't been completed yet, and I've already been without a washing machine for a month and a half. American Home shield told me I had to wait for another company to do this paperwork and they sent me an email showing me the paperwork was completed. I called American Home Shield and they said, “We don't have it in our system. Maybe tomorrow.” But now, we got the new washing machine and it's all messed up. I had someone doing work at my daughter's bathroom a couple of months ago and there was a leak. They said there was no ring around the toilet. It got to the point where it started leaking badly. I called American Home Shield and a plumber came out the next day. The interaction with him was great because he was honest with me but he didn't do any repair work. He told me that American Home Shield would give me a call the next day and he added that the home warranty was not going to approve the claim.
When I called that night, American Home Shield told me that the claim was not going to be approved and they issued me my money back. I was very disappointed because when I initially called, they told me that the toilet was covered. But in the end, I wasted $100 for a plumber to come out and tell me the claim was not going to be covered. This is a new policy. All I had was the little paper and the stuff that came when I did my closing. I printed it but I haven't had a chance to go through it.
The problem was a crack in the back of the toilet. That was why American Home Shield didn't cover it when they could have. They didn't want to pay what the plumbing company was going to charge the labor for them to do the repair. I've been in this house for not even six months so if it’s something that was already in the wear-and-tear, it should have been covered. What's the purpose of having a warranty if they are not going to cover something? I went to Home Depot and bought a toilet for $100. I put the toilet in myself. The plumbing company called me yesterday to tell me they could do the fix for $695. That was unreal.

My washing machine kept giving me a signal about unbalanced load, but it was working. That was in May and we called American Home Shield. The contractor, Amtech, came out and said they needed to order a part. The part didn't come in until August and when the part came in, the guy came out, did something, and made the washing machine stop working altogether. He said he has to order another part and just left. He didn't explain anything. I kept calling American Home Shield trying to find out what was going on and trying to get some help. Everybody just kept saying that they would get back to me and somebody else will call. Finally, last week, somebody called and offered us a reimbursement instead of trying to get the washing machine repaired since it had been going on since May.
I think the people are working from home but that's no excuse for the customer service we're getting because many people are working from home. It was awful and it was the worst experience. And I paid $700 for the washing machine and they're only going to reimburse me up to $500. Also, they said they were going to reimburse me even for the amount of the service fee that I sent, the $75 service fee. I haven't gotten anything refunded. Then, last week, somebody from Amtech called me saying they had the part but I don't want any parts through them. I don't want them ever to come to my house again and I was already contemplating trying to go to another company because this is ridiculous.
But my AC claim recently was no problem. We called and the service company they used, Airmax, was very responsive. They came out the very next day. They had to get a part but they had it in stock. He fixed the issue and left some wires hanging out. He's supposed to come back and fix those, which he has not done yet. Other than that, everything was okay.

We had a problem with the microwave. The interlock that keeps the microwave from turning on wasn't working. Axis came out and we were really happy with them. They did a video diagnosis, which saved having to wait three or four days a week for somebody to come out and look at the microwave in person. They got the parts quickly then they came out and they fixed the microwave. The guy that did the fix was prompt, polite, and capable. It was a very good experience.
American Home Shield's claim process is generally simple. The only thing is we had Axis do a couple of fixes for us before and if we just try and do the online sign-up for service, we don't have a choice. Usually, I call and go through the menu and push whatever it takes to get a live person, which is a little difficult. It would be helpful if it was simpler for customers to get a live person. That aside, we enjoyed American Home Shield and we renewed for three years at a reduced coverage level. If you're buying a house that's not brand new, it was a very good thing to include a warranty.

The website of AHS is a little easier to function. However, some of the questions are vague. Like when you're trying to put directly what’s wrong, it doesn't give you very many options. I was trying to put like my whole air conditioning was out and it didn't give me that option. So, I just had to put “cooling out.” But the service of A-US Air Conditioning of Texas was great. They came out, they fixed what needed to be fixed and then they gave us a couple of options as far as what we needed to do. They were also there on time. So, it was great. AHS is a great way to go, especially for as far as a home warranty. You're not paying the outrageous prices that you would have to pay out-of-pocket and you're getting a little help for a little monthly cost.

I've been trying to get a dishwasher order filled by American Home Shield since early summer and I still don't have a dishwasher. They have asked me for the second time for my three choices which have already been sent to them twice. I had to pick between a Whirlpool and a GE which are on the lower end of the spectrum of dishwashers and I picked three. AHS called back and said one they couldn’t get, another one was discontinued and the one I picked, I could get in October. So, I'm getting ready to look up dishwashers again and then send those to AHS again. Things are hard to get now but it seems like an eternity of trying to deal with them on the dishwasher.
We've also had some air conditioner problems and AHS was using local people for the repair of that. And that’s been very satisfactory. AHS is beneficial when you have local people that can do things for you. When they are trying to search for something or trying to keep you in the lower end of the product that you're trying to replace, then that's a problem. I had a GE high-end dishwasher and AHS has been trying to match that up. They haven’t been able to get that.

American Home Shield is a good service. I had them up until the pandemic on a rental property and when the pandemic hit, we saw the loss with it so we canceled out but we came right back. If I have a problem, they are there to help me out. I had some folks before and they weren’t reliable so I stick with American Home Shield 'cause I know they are.
I have a work order that’s still open but for the AC, a tech first came out, checked the AC system, said it was low on freon and put some in. It worked for a couple of days and stopped working. Then another person came by, said there was too much freon in, let some out and readjusted it. It worked for a little bit, then went out again. The guy came back out again and found out that the board was burnt out so they replaced that. Different folks had different things that they were looking at and they finally sent a master technician out. He was the one that figured out what the problem was and fixed it. They all did a good job but there were some tedious things that were not discovered. They fixed what they saw at the time and they assumed that that was it, until finally, I gave them a diagnostic, what I saw that was going on.

My toilet kept running and it took about a week for the techs to come out. They then had to come back out because we noticed that the toilet was still running. A gentleman came back out today and my husband said he fixed the problem. The last time we had this problem, the toilet started running again a couple of days later. Hopefully this time, it's completely fixed.
My only issue was I was told that I could put in a recall for the service but when I did that, I was being made to pay for the request again. This was something that wasn't fixed completely. I called American Home Shield and got through a representative. He informed me that the online option shouldn't have tried to have me pay the initial fee for someone to come out. He added that I was within 30 days of getting the service.
A benefit to having American Home Shield is that when something happens in your home, you're able to go online or call and put in a request for someone to come out. Before, I had to call all different companies when I had a leak or when there was something wrong with my AC unit. Now, my home warranty finds the contractor for me and send them out. I schedule the appointment and they come out to our homes to fix the problem.

On August 30th, I put in a claim for a broken water heater and in a couple of days, AHS had somebody out. They looked at it and said that I was getting black specks in my hot water coming from the bottom of the tank. So, they agreed with me that it’d be replaced. I asked about any additional costs because once, I had something like this done and AHS only charged me money for the additional piping. I had a a 60-inch 50-gallon and they gave me a 54-inch, 50-gallon tank, so they had to replace the piping to the tank and they ended up charging me a couple hundred dollars.
The techs said that was in our contract under modifications and I had no idea there was a contract that they called modifications. When I looked at it, they said to make changes. But I didn't want any changes. I've got the equipment and if they replaced it properly, there shouldn't be any changes. In this case, they referred me to modifications and I could never get a supervisor to talk to to challenge the idea that they could charge me more.
Today is the 22nd of September and I still don't have a water heater replaced. I was told one was shipped to the plumber on the 16th of September but the plumber said that they haven't received any water heater for this job. So, they're waiting and I'm waiting. But then AHS told me also that I'll have an out of pocket expense of $761. They explained to me that the water tank they were replacing was 25 years old and the pipes leading to the front of the tank should be replaced because of their age under some plumbing rules and regulations, which I can only take their word for.
But if I were to tell them not to change the pipes and I just wanted the plumbing meter hooked up, they probably wouldn't do it because they have to work under the plumber’s guidelines. So, my question is, if they just delivered the water heater in my basement and told me that they repaired it, that's not a true statement because the water heater is there but it’s not hooked up. I understood that I paid the $100 deductible and that was for the plumbing service to come out and do what they had to do. But under the whatever exclusion they gave earlier, all those pipes and the new flue would be my expense. I don't see that I'm getting the item that I paid for, a working replacement water heater, under the contract. I pay them every month, plus I pay $100 deductible per call, and now I've got to pay for all these extras.
So, I called the warranty company back and asked if I wanted to upgrade to some plan, would that include these extras. She said yes and told me that they just started a premium and it might cost us 78 or maybe a little bit more a month. I've got two plans with them, one for each of the house my daughter lives in and the house I live in. And I'm paying 59 and 69, respectively. So, if that plan is there, I’d certainly would like to avail myself of it. But the rep said that they couldn't do that just yet because I was past my grace period for upgrading due to the date of my renewal. So, they told me that I've got to wait until next May. I told them that I would drop this plan and sign up for the new one. But I was told that there's a 30-day waiting period for new plans. So, either way, I've got to wait until May.
If something else happens, I’m subject to the same problem because there's no flexibility on the company's part and there clearly was no clear explanation about that contract clause that I’ve identified when I signed up. I was signed up under the impression that if something breaks, I pay $100 deductible, the techs come out and replace and install it. But that's obviously not what they do. A week earlier, I had a garage door spring break and AHS would repair garage door openers, but if there's something attached to that opener breaks, they don't cover that. So, I had to pay to have the spring put on, plus my $100 deductible. Then to make sure the garage door opener was working properly, I got charged another 80-something dollars. But they covered the 80-something dollars. So, I ended up with having paid the 100 deductible and 80-something to have the spring put on.

They repaired it quickly and were done in an hour or less. I’m very pleased with May.
Overall, American Home Shield's cost is a bit too high. If they lower that, they would be a bit easier to stomach. They have some competitors out there that have lower costs. The other thing is when you contact American Home Shield, you quickly get an appointment but oftentimes the appointment is up to seven days after the issue. That's excessive. The AC keeps getting patched up instead of properly repaired. So, we’re going summers with no AC. I feel the AC should have been replaced. That’s been frustrating. Each time they come out, they dump more cooling into it and the amount we’ve spent in dumping Freon into it and other small minor parts, we could have near paid for a new AC unit. It’s just a continuous problem that we’ve been going through for years.
Having AHS has not been beneficial at all. It's just wasting my time and making us suffer by having to wait days, if not, weeks with no AC during the summertime. We've called and filed complaints, ran through supervisors but it doesn't seem to matter. So, it's been a big waste. But it has helped with other aspects of the house that we've had to get repaired. When submitting a claim with AHS, there's a little bit of a challenge to communicate. If you do it by phone, you can expect to be on hold. But they have a call-back feature where you can leave your number and they'll call you back. One time, we had a rekey done and they took care of us. They were really nice about that. There was a mix-up on the payment and they handled that really well. We were happy about that situation.
With our recent claim, there were some floor vents that weren't getting the proper airflow. We called Plumbers Inc. The technician came out and said there was nothing he could do. It was an air duct problem. We had another company come out yesterday addressing the same issue, the airflow issue. They didn't do anything either. The guy said there was nothing he could do. So we've had two people come out for the same situation, and neither one did anything. The other company was called Service Solutions. Hopefully, the next time if something happens, it'll be a little bit better. But I don't know where we're going to go with that one.
I paid the service fee, but they went ahead and waived the service fee on the second call because nothing got done on the first call. So that was a good thing. Maybe they can communicate to the contractors a little bit more about the situation. I thought we did a good job of letting them know what the issue was. And it sounded to me like they understood it when I talked to the contractors on the phone. But the technicians that they sent out both times were like, "Not much I can do about it."

I called AHS and they're supposed to have sent me somebody else. I didn't know at the time, but Richard came in and different guys from their company. He checked and he said he didn't have the part for the little switch. I waited for the parts and then we had to go out of town to San Diego. We spent a couple of weeks back and forth and AHS never called. Then, they were saying the ceiling fan was rejected because it doesn't have the chain, which we have. But I wouldn't really tell a good friend to try AHS. Every time I called them for the sewer line, they sent in people and saying that it was curved upwards. Finally, somebody did it. It was not a major issue, but there was some fuse that blew up. So, the tech came and replaced it. It was a quick service. On my first experience, the techs were supposed to be coming in between 4:00 and 6:00. I had to go out at 6 o'clock and they kept on postponing. 6:00 had gone, then 6:30 had gone, and 7:00 had gone. Then, somebody called me, said he got stuck somewhere, and asked if he could come 7:30 or 8:00. So, he came. Then, the next morning, I had to call back to ask AHS not to go with that contractor and to go to someone different. But when they changed the company, the other guys never called me. I called them and they said they could come that week. But then, they said they could come on Monday of the next week.
This happened to me many times. If something happens on a cooking range, and they say they can come only after two weeks, what do theyy expect us to do for the next two weeks? If the fan broke down and they can come two or three weeks later, that's fine. Because worse comes to worse, we can go get a standing fan and just put it there. AHS needs to categorize what’s urgent and what is not. Some things are really emergency and we can’t go without them. They need to be fixed right away and if we get something like that delayed by the contractors, it’ll become a problem for us as homeowners.

United Air Temp did good service when a water line was blocked. They cleaned it by snaking it. The main feedback I have for American Home Shield is when you have a major repair, the vendor has to get permission from them. That takes a while sometimes. For example, I had an AC out over the summer, and it took two weeks for them to repair it. Sometimes, I don't know if they can do something to expedite that process especially on heating and cooling when it's very hot or cold.

Our ceiling fans and lights weren't working in three bedrooms. I thought something major in the electrical had gone wrong. A tech came out when he said he was going to. The issue was the breaker and I wish I had known I just needed to push the tripped breaker harder instead of barely doing it. I told the tech that I was trying to flip the switch but it wasn't really flipping. He said I had to really maneuver it. The repair was less than 30 seconds for 100 bucks.
The one thing that I don't like about American Home Shield is they will automatically take the service fee out immediately before they set an appointment, which is the standard. I get that but I would like the repair people to show up first. I'm paying an automatic 60 bucks fee to American Home Shield that gets charged to my credit card each month. 60 times 12 is costly. I could be saving that up in something. I also wish that American Home Shield could give some breaks when your policy renews. They could apply customer appreciation or something to help offset all the monthly fees for being with them for so long. Other than that, the service was great. If a scenario arises where something major happens, I hope that American Home Shield follows through and they do what they are supposed to do in the contract. I've got one of the bigger contracts and it covers more than the lesser one does.

The guy cut a couple hoses to modify the unit when all they had to do was take the thing out and put the new one in. They didn't have to modify anything. But whatever they did, now it’s leaking water again. The second time they came, they said, “Everything's hooked up right. It's got hot water.” I told them the water pressure isn't like the way it used to be and it's not as hot as it used to be. You used to be able to turn it on and it would burn you, almost. Now, it'll get a little bit hotter than warm, but not much.
The hot water heater is not leaking, but whatever that pipe was that they cut and the shut off valve that they cut are leaking water. I have a guy coming out on Monday to fix whatever they screwed up. I'm very dissatisfied. When I get the bill for this other plumber, I'm going to send it to All Hours. I doubt they'll pay it, but I'm still gonna send it to them. This whole experience has been way more stressful than it should have been.
John,
Thanks for sharing your warranty experience. I apologize for the inconvenience we've caused you. My name is Robert and I would like to speak to you more about your claim.

Both my garage doors were not working. One of them needed to be reconnected to the track that pulls it. The tech connected that and then he fixed the sensor for the other one. I've had success with American Home Shield. They've always come out when I needed them.

There was a leak in my bathroom faucet. In a couple of days, technicians came out and repaired the problem the same day. They had to go out and get some parts. American Home Shield's claim process was very easy and it was all good. I'm happy with them.

The people who worked on the property in Horseshoe Bay were great and they fixed the problem. But I did not like the people who worked on the property in Austin. They asked my renter if she lived there alone and it really freaked her out. Overall, the claim process with AHS is great, but it's really hard to understand the people who answered the phone.

One of the bathroom tub fixtures was leaking so we just needed to get it repaired. I called the contractor right after I got off the phone with American Home Shield. They were able to schedule an appointment within 48 hours of the initial ticket being generated. The person that I spoke with said that the plumber would call me and he did when he was about half an hour out. He did a great job communicating what he was doing and fixing the problem. This was the first time we used American Home Shield and it worked out perfectly.

When I had American Home Shield when I was in San Antonio, Texas, they had a variety of vendors at their disposal versus where I'm now in Virginia, a smaller, little city. Recently, my AC was leaking and initially, I thought it was the water heater. When I called American Home Shield, they did not have a provider in this area. They gave me authorization to hire somebody outside to do that, and they would cover it. It worked out in the end. The repair man came out and found that there was a clog in one of the drains that came from the condenser. He cleaned that out, and I haven't had a problem.
In my experience, it's worked out to have American Home Shield. If you can afford to replace or repair appliances in your home, then I wouldn't get a home warranty, but these repairs can be costly. I have no complaints this far, except that the deductible went up. I was paying 75 in San Antonio, but I'm paying 100 bucks here, and I'm not sure why. Unless that's across the board.

Ultra came out for a claim and they were on top of things. They were really good to work with and were very understanding. I worked with Veronica and she was patient and she listened to my concerns. I would definitely work with her again. I came home from a trip to San Diego and that night I called Veronica to let her know that I was home. When she called back the next day, she said that when the guy was out at the most recent visit, he couldn't get up in my crawl space attic. He was a bigger guy and he couldn’t fit up there. They closed the ticket, which was frustrating. But she was very apologetic. I called American Home Shield back and they reopened the claim. Within, 20 minutes, Ultra called back and said they would send somebody else out.
The air conditioners always flip out in the middle of the night so when the guys come to look at it, it was working fine. That was the whole problem. But yesterday when a guy got here, the air conditioner was not working so he could see and diagnose. We have an older unit so troubleshooting it was not easy. Hopefully, after the fourth visit yesterday, the problem has been corrected.
I initially went with Choice Home Warranty but a friend of mine said I needed to go with American Home Shield. I cancelled Choice and I went with American Home instead because Choice only covers up to a certain dollar amount with air conditioners while American Home pretty much doesn't have a max. Being in Las Vegas, you need that. I went with the better coverage.
I'm very impressed with American Home Shield and I'm happy with my service. Even from inception, they were really good to work with. When I was initially talking to their rep, he was a great guy. He had a good sense of humor, knew the product, and knew the three different kinds of policies. I have already referred three people to American Home Shield. In fact, a good friend of mine just had his compressor changed thanks to them. He has a two-story house so the techs had to get a crane the compressor to his house. He was very pleased with American Home Shield's service.

The dryer wasn't heating. The heating element wasn't working. When I put clothes in the dryer, they come out just as wet as when I put them in. My son submitted the claim online and then American Home Shield sent an email with the name of the assigned contractor. The tech that came out recognized the problem, then he verified the problem, and then he ordered the parts for the problem. He had to get approval from American Home Shield to order the parts, and that took a little while. So I was without a dryer for about nine days. But after he put the parts in, the dryer has been working perfectly. He was very professional and knowledgeable. American Home Shield is efficient and cost-effective. If I hadn't had the insurance, the repair would have cost me $500, which is the cost of a cheap dryer.

The first time the technician came out, he didn't realize that it was two fans that had gone bad, so he had to come out a second time. The only hard thing I had was trying to do it all online. For the second follow-up, I had to find a number to call AHS because it kept wanting to go through a whole new claim process, so it didn't allow me to schedule. But in retrospect, that was a good thing because he came out that very same day, which was great! I was glad that he was able to do that.

The washer would only wash on hot and the middle barrel would come out when it was washing. Then, there were some problems with the top of the barrel. I had a separate claim with the dryer. It always stayed on if the door was closed. I would close the door and it would start drying. As soon as it gets hot, it cuts off. Then when it cools off, it automatically comes back on. So, it may go off and on a hundred times during a cycle, and it would take about three hours to dry. I did the claims online to American Home Shield and it did not take very long for me to finish what I needed to do online.
I heard from Hayes Appliance within 24 hours. They were friendly, professional and on time. They resolved the problem quickly. The tech said the parts were no longer available for either of my machines and I would get replacements. They gave me a few options to choose from. There were a few that were no charge or I could upgrade for a small fee but I got the free one. American Home Shield is the best home warranty company out there.

Sometimes, my garbage disposal would stop and sometimes it wouldn't, and it leaked when water was going to the other side of the sink. it would also leak when I ran my dishwasher. It stopped grinding and I did the request to American Home Shield. The contractor came out and looked at it. The tech got it to grind again and then, he asked me if it was leaking. I said that it does but not all the time. So, they came back out again and replaced it. It's been working fine ever since and there has been no issues.
When I put in my claim to AHS, I get a response within an hour and whoever they source out to usually calls me within the next two days. The only time I've had to call the contractor was when my air conditioner was leaking in my living room and they got someone out there that day. But other than that, American Home Shield is good for me. They're prompt and professional. When I had my tub faucet replaced, it still wasn't working the right way so, I called Drain Masters and the rep told me to go back to my home warranty on the one that's already open, put in that it’s still not fixed and they would come back out after they get that. They were out the next day and fixed it.
My parents changed home warranties to American Home Shield because of how good mine was. I like AHS because you can build your own. So, whatever you want fixed or what you think are the high priorities, you can pick that or you can have all of it. People would like that. With today's technology, an app would be awesome but I don't know if AHS can do that because that’s a lot to take care of. But just online is fine, too.

I'm very happy with American Home Shield. I had American Home Shield when I lived in Las Vegas. It's a great company. I totally liked the technician who came here for my dishwasher. He was a great guy. He ran the washer. But he didn't put any soap. When he ran it with water, the dishwasher did not leak. When he opened up the bottom of the dishwasher, we discovered that there was an aluminum pan underneath the dishwasher, which was very highly unusual and there was water in it. It gave me concern because I live on the second floor of a mid-rise and if that ever leaks, it's going to leak on the ceiling of the people below me. I said to him, "Do you think that it's the seal? Perhaps the seal is broken? I don't know why it's not leaking today. But, the last time I used it, it was leaking."
Then when I ran it today, the water was really gushing out from where it was gushing or just dripping the first time. I called up an appliance repair and I told them that I am not going to touch that dishwasher again until the technician from AHS comes out and replaces the parts of whatever he's going to replace. But when I called American Home Shield with regard to the garbage disposal, they replaced it and it's fine.

AHS told me to get my own repairperson to fix my dryer so I did. Then, the techs came out and fixed my problem. After that, AHS emailed me and said they've got Appliance Guardian for my refrigerator. So, I went ahead and let them come out. But Appliance Guardian called and said that the ticket was for the dryer. I told them that I'd already gotten somebody to fix that, so they said they'd fix the refrigerator. It was a mix-up and the emails were wrong. But that was the only thing and it was nothing big. I also went through the motions to have AHS reimburse me for the repair of the dryer and I've sent them the paperwork to have it reimbursed three days ago.
We've had AHS for nine years and they've been good to us. When you submit a claim with them, you have to wait on hold for a while sometimes but sometimes it's really quick. And now that they've got the automated thing, we didn't have to wait like the last time. It was a pretty simple process. But my husband said they aren't covering as much and they have limitations on what they spend now where they used to not. So they have changed a little bit.
