    The AC wasn't cooling. I submitted a claim online and American Home Shield's website was very user-friendly. Then, I got an email with the contractor's contact information and when the techs came out, they were very friendly and professional. They replaced something out and the AC is working well now. But they should improve the timeliness of the service since it was a week later that I was able to get the work done from the time I called it in.

    I had appliances that I needed to be fixed. The technicians fixed the dryer and the dishwasher. They did the microwave too but it is still not working. They said they were going to have to come again. It's been two weeks and I tried to do a follow-up. But nobody has come yet. American Home Shield should improve on their communication with their customers. We are waiting on the promise that the contractor made. They said they were going to give a report to the American Home Shield but when I called American Home Shield last week, they said they didn't get any reports for the microwave.

    We've had one experience so far with AHS and it was fine. It was a repair to the icemaker of our refrigerator. The tech came from an outfit locally that we've had in the past. He was efficient and told us what was wrong. He had to order the part. He came back in a reasonable time. He put it in and didn’t take him long at all. Everything is working fine. The reason I left the previous outfit that I was with for many years was that they got where they weren't responding the way I expected. So far, with AHS, my experience has been good.

    The sump pump stopped working. I called AHS and spoke to an agent. I was told that the claim had been submitted and that someone would contact me. Then, I got a call from the contractor saying that they were calling in reference to my claim. They set up an appointment and the techs came on that day. They were professional and really good.     We found a cable that was falling down inside where the blades are for the AC’s compressor. The blower was still working but it wasn't getting cool air, and that was because the fan was not rotating. So the tech repaired it and it worked great after that. The tech was very professional and friendly. He did great. American Home Shield works great. The only problem we have sometimes is if we have a problem with the AC, it takes long to get someone out.

    American Home Shield has been very helpful. I had all sorts of stuff wrong at the same time. I had a garbage disposal that was leaking and a faucet where water wasn't coming out very fast. In the process of getting those fixed, we also found that the valve that regulates our water pressure was wrong. The only thing I didn't like was that when I talked to the person on the phone the first time to get my service scheduled and I was having problems with one of my faucets leaking, the rep said that it could be a PRV valve and they would check it. But they couldn't fix it until I put in another ticket. The rep said it wasn't on their work order so they couldn't fix it.

    I had to schedule another appointment and pay the second fee. Then the contractor came back and got my issue taken care of. AHS is a great service to have. I have referred a few of my family members to them.

    With my most recent experience, I noticed the air conditioner wasn't working properly and I called the home warranty company, American Home Shield. I have had to wait numerous hours on the phone with them, but I didn't have to at this time. It was assigned to a contractor on the spot and the repair service was able to respond that day. The tech that came out was courteous, on time, and very professional. It was a common part, so they didn't have to order it. They had the part on the truck and the issue was resolved very quickly. That's a rarity. Normally, I've had to wait, dependent on parts sometimes. I've had to wait months for parts and this was one of the few times things worked out. I've waited up to two weeks for service as well. I've had American Home Shield for over 10 years now and I've had service that was ideal and service that was not.

    AHS has improved on the wait time when I try to call but a lot of times, I have to repeat myself. The reps don't understand what I'm asking because I don't think that English is their first language. I try to be patient with them but a lot of times they give me the wrong information. The last time they had somebody out, they asked specifically what the problem was and I told them the problem. They got somebody to come out and the guy said the issue was not covered so my $100 went out the door.

    They didn't reimburse me for that, even though their people said it was covered. It would be important for them to get people who understand the problems of a home in America so they can troubleshoot, instead of them reading off of a list of items and presuming that they know. Also, I like some of the contractors but there are some that I don't. Other than those, I have peace of mind that I have a warranty on the home and I'm very happy with their coverage. They have been very accommodating when it comes to fixing things, changing, and getting second opinions.

    American Home Shield's claims process is good except I had an issue with the dryer. It was supposed to be zeroed out. It was very not in sync and I had a hard time. It goes offshore for the initial talking and they don't understand what's happening. Eventually, it had to go to somebody who's higher up. It was a lot of phone calls back, not getting anywhere and being told something's being done and it's not. I had to call back to make sure too. That dryer claim was a nightmare and I almost quit then. I could never get an answer, but the last two calls about that was quick, so I was happy.

    My last claim was for a fridge, and it was seamless, which is what I'm used to. It was those LGs and we already had someone else. The back of our fridge just kept freezing and the whole thing was like a giant block of ice. It was not repairable, so we zeroed it out. I’m supposed to get a new one and they're supposed to be here today. The tech was super nice. He'd been out for our washer and dryer previously. He was knowledgeable and explained a lot, which was nice. He'd say, “Here's what we would have to replace.” “What would you like? This is what I recommend.” He looked up brands too. He'd advise which ones are having issues and to stay away from. He said, “I know for me, my job is repairing things. But I don't want you to get something that's terrible.”

    It's usually easy to put in a service request and American Home Shield has been good about covering things as far as walking it through. I’ve told people to get them. It's totally worth it. Like a hazard, it's a more of a protection. It can be 20 years, but it helps to have somebody, especially with the experts to come in. I don't have to call around and find someone. That's what I like. American Home Shield has people and they’ve been vetted. I haven't had a repair person that's been bad. Every one who has showed up has been awesome.

    In the house, we noticed it was getting warmer. I checked the AC and it was up to 76. So the next morning, I called AHS and and it was easy to get through. Then, I called the techs and they said that they would get somebody to come out. After that, I got a call from the company saying that they'd be out the next morning. When the tech came out, he tested everything, and found out that the fan motor was out, so he replaced it. Since then, the AC was working again and the house was cooling off. The tech did a thorough job and I was really impressed. He was a young guy and he knew what he was doing. AHS is a great deal. The air conditioning could have been worse and it could have had to be replaced. I'm a disabled veteran and I wouldn't have been able to afford a whole new system.

    The water in the bath and in the toilet kept running. I went online and submitting the claim was very easy. Then, I got a name, an address, and a phone number for the contractor. When the tech came out, he said he had to go get a part and left. When he came back, he fixed the issue and things worked for a month or so. But then, I had to have him come out again as the plumbing started doing the same thing. I went back on Home Shield to let them know that and the techs came out again. This time, we bought the supplies prior to the appointment, so we gave him what we had. We just changed everything out because we had the kit here and the tech said he would have never known the problem if he had not done that. It turned out that there was a little slit in the hose. Everything's operating well now but the service could have been better. The tech could have fixed it the first time, then I wouldn't have had to pay the extra money for him to come out again.

    Our toilet was not working. Total Plumbing came and they did their repair but the toilet continued to run. When Total Plumbing left the first time they came, I was told the claim was closed and completed. But the work was not done. Before the 30 days was up, I called about the toilet again and was told that Total Plumbing already came and it had already been 30 days. This would have to be a new claim.

    Also, the only thing that American Home Shield had on file was the day that I made the claim and not the day that was scheduled with the vendor. Because of that, I had to pay again the day after. Total Plumbing's work was days after my schedule. Immediately, I saw a charge of $100. The schedule was four to five days after because we determine the schedule based on the vendor when I call for the service. Total Plumbing had to order a piece and that took some days. I called them few times. The issue with the toilet was solved when the piece was installed.

    I've been a customer of American Home Shield for over seven years. I have another home insured by them as well. The policy is clear but I noticed that every state is managed differently. I have a home in Virginia and one in Phenix City, Alabama. I noticed that in Virginia, I have more freedom to call and say that a claim is still pending even though the technicians arrived. That is noted in my work orders when I make a claim. I can call and immediately get what I need. When I call in the region of Alabama, American Home Shield has a little bit of a broken system. I ask if I can have another vendor and I am told, “This is the only one that we have.”

    If I need fixing in four to five days, it will happen but on their schedule and not in the time that a customer needs to be served. It's also sometimes hard to connect. I needed to call American Home Shield in Alabama to validate that my request was covered. There's a process of asking permission after they take my money. Another thing is I don't see the transaction within my statement a couple of months later. It's not immediate. Overall, I will continue and I will recommend American Home Shield. Alabama's different monster and is a little slower and with fewer vendors. But the one that has been with me in different areas has been good. It's just I have to sit and wait because the selection is limited.

    The appliance was unfixable because there were parts that ended up broken on it and the replacement estimated date of getting the parts that were needed was not available, other than pushed out for multiple months. The tech did a great job and I was happy with the service. His diagnosis was appropriate. But the claims process with American Home Shield is long. I filed a claim on August 16th and I'm not getting my dishwasher fixed or a new one replaced until the 28th of October so that time gap is not appropriate. Other than that, I don't have a bad experience.

    American Home Shield sent LDA for the fridge. It wasn't working fine and all of a sudden, the ice didn't work. They fixed it, and then it wasn’t cooling. They put a compressor, and then it made ice, and then it stopped when they came again. I called them and said the ice was not coming again. We're already in October and I'm like, “God, please fix this.” Every time they come, they were very nice. They were coming whenever I called them. They were very helpful. At least they come out and check. They put everything they could, and they thought it will work. They tried their best. I'm glad we solved the problem. AHS did a wonderful job. Everything was handled very well. The best way to handle claims is to go with AHS.

    American Home Shield's website is very convenient at all hours. My AC was plugged and the primary line was leaking. I got a confirmation that a company was assigned to me and that they'd be notifying me within three days and if I didn't hear from them, to contact AHS. My issue happened on a weekend, so early Monday morning, they contacted me and told me they would be out the following day.

    Because they were also the ones that did the install when my AC unit went out earlier in the year, I told the tech, "My unit outside, since the last visit, it seems like it's leaking Freon too." So he checked it and tightened it up and I'm not having the leaking. There's a little bit of drainage, but not the excessive leaking that was going on. I've been with AHS for years and every problem I've ever had within my home, be it appliance-related or AC-related, you guys were responsive and you acted on it and everything was repaired. So, I'm very happy with them.

    When I submit a claim, I call and they take the information. Then, they tell me who is going to be coming out, give me a phone number if I need to call them, and it's taken care of. I just had a microwave door break within a month ago or so and ABC Appliance Repair came right out and fixed it. I didn't think they could fix the door, but they got the parts for it and fixed it.

    We had problems with the toilet and with the sink in the kitchen. That claim went great. The tech fixed everything. He was really good. For our most recent claim, we had a problem with the washing machine. There was a really bad smell on it and we found mold. Also, at times it doesn't work properly. The person in charge of going through it didn't explain that much. He just let the washer run for a minute and turned it off. He said he was gonna get back to us with some replacement parts for the washer. He didn't explain what he was planning to do and what he was planning to replace. But we never heard anything back from him.

    We're just waiting. We just wanna know if we can fix it or should we just buy a new one and replace it with AHS. Besides this washer experience, everything has been great.

    We had American Home Shield for a year and never used it. All of a sudden, our appliances crapped out one after the other. American Home Shield gave us a runaround on the air conditioning unit. The technicians sent their report in on what they found when they checked the unit that quit working. We spent 21 days with no AC and it was over 100 degrees every day. I was really perturbed that we had to wait 21 days to get an air conditioner installed. American Home Shield was not even communicating with Austin AC, the company that was supposed to replace the unit.

    Thank God there was a portable air conditioner in the master bedroom and a portable air conditioner in my grandson's bedroom. We had those two rooms school cool but the rest of the house was like the inside of a blast furnace. I have MS and I told American Home Shield that. The high heat wasn't good for me and I couldn't spend all my time in my grandson's bedroom. I needed an answer. Still, we waited three weeks and it was very hot and miserable. The air conditioner is running now and the weather has also cooled down. Austin AC was excellent.

    We also had a claim for our stive and American Home Shield was really good about that. A repair guy showed up and he said they could replace the display panel. We could still use the stove. The next thing I heard was they were replacing the stove. It was just a matter of a week or so. That was encouraging. They were very prompt and very helpful. The appliance place that replaced the stove was called Zip Appliance and they're here in town in Bakersfield. They were awesome.

    I also called American Home Shield because the water dispenser and the ice maker of the refrigerator weren't working. They said all I said was the ice maker so I told them to listen to their recorded phone call. A guy came and replaced the ice maker and it works great. Thank God they did because we lived on ice water the whole time the air conditioner was out but couldn't get any cold water. When you turn the cold water on and it's over 100 degrees outside, the water coming out of the cold side of the tap is hotter than the hot water. We couldn't use the water dispenser because it sprayed out everywhere. The company that the guy works for told him to try to jam the waterline down through the inside of the door. He got it to go so far and he didn't want to force it because he didn't want the line to snap. Now the water just comes out of the door like a waterfall and not out the spout. We're still dealing with that.

    At the same time, the dishwasher stopped drying the dishes. The thermostat in the dishwasher was replaced. My kids were gone for about three days and I didn't turn the dishwasher on. My kids turned it on when they got back and it got full of dirty dishes. It was five days after their guy came and put the thermostat on that we discovered that the dishwasher still wasn't drying the dishes. I call backed and was asked to do a video call on this thing and that thing. I'm said, “I don't know what you're going to learn on a video call. We turned the dishwasher on. They don't dry. They're wet. We pulled the racks out and let them air dry overnight. I can show you racks of wet dishes or racks of dry dishes or whatever you want to see.”

    The dishwasher still wouldn't dry the dishes. My son-in-law did the video call supposedly but they kept saying they couldn't hear him and he couldn't hear anybody on the other end. The same company but a different technician will be coming to look at the refrigerator, the water dispenser, and the dishwasher tomorrow. They're from Valencia, which is 111 miles from here. The appliance company this time was LA Appliance and they were somewhat argumentative. They haven't made coping with the dishwasher or the refrigerator any easier.

    When American Home Shield replaces something, it's with a decent product. But they certainly dragged their feet on the air conditioner, the dishwasher, and the water dispenser. Those issues aside, I was really glad that I convinced my daughter. She works all day so that left me to do all the phone calling and arranging and the policy ended up being in my name. I had it 100 years ago when I lived on Miami Street and I used it once for either my air conditioner or my thermostat. The guy who came said there was nothing wrong with my thermostat. I knew someone who worked in the air conditioning field and he came and checked the thermostat. It was five degrees off and he just slapped on a new thermostat. We didn't have any trouble after that. Overall, American Home Shield is satisfactory.

    When I called about AHS, I was given the wrong information. I was told that as soon as I purchased the policy, I could start using it. I purchased the policy and a week later, my washer went out. I called and then discovered that I had to wait 30 days to use it. I waited 30 days and then, I called to put a claim in. They said they will have a contractor call me and gave me a number if I want to call them. I called the contractor because it was urgent to me but they weren't open on the weekend, so I had to call on Monday. I called and there was no answer. Then, I finally got somebody to pick up the phone and they said they have an appointment in three weeks. I called AHS again and they said they could cancel that claim and reopen it so they could give me a new contractor. We did that and the lapse was another month.

    They gave me another contractor and they were more responsive than the other one. But they had to order a part and my washer got fixed barely a month ago, and I started this whole process in July. Also, my fridge went out during this period so I called and put another claim in. The only thing good about this whole thing is that because I already had a claim open and because I had had so many issues, the rep just put this fridge on the same ticket so I don't have to pay another $100 deductible. But that was about a month ago that that happened and the contractor just came out yesterday to fix the fridge. When the year comes up, I'm going to cancel. It's not worth it for me for my frustration.

    Moving into a new house, I acquired the account that's been here since 2011. The house needed some things up to par and AHS came over. We had some hiccups in reference to some coverage but at the end of the day, they did what the policy said they would do -- like with the hot water heater that went out in 2014. They declined it twice. The contractor got a poor evaluation as to what was going on with it and they were rude. They made sure that I understood that they were not responsible for my water heater and that they stand by their decision. I told AHS to not bring those guys back to my house.

    Then, a different contractor came out and gave us a fair assessment. They went in and looked at the thermostat, the water heater instead of looking at the pan, and some other things that were going to create a problem. They educated me so that I could talk to AHS about what it was. It was a lot of time wasted and I paid a little bit more than what I thought I should be paying. When I need them, I gotta feel like I’m not gonna have to go and pull teeth just to get service. I’m already paying $75 for a contractor to come in, on top of the yearly coverage that I'm paying, so there’s a cost for their contractor to come in and be declined. That’s not cool. But at the end of the day, we're happy that AHS covered it. Overall, I'm extremely happy with them and I will keep the coverage.

    The garage door stopped opening and closing. The techs were able to get it up and running within 20 minutes and they were amazing. For the most part, having a claim with AHS has been very easy and the techs come out within a few days. But I had one experience that was difficult and that was when my AC went out. But it was summertime, people were busy, and it was a lot. It was very hot here, so it wasn't fun. When I got to a higher-up, they were pretty helpful. But it took weeks of calling and outside complaints to get there. Other than that, I haven't come across anything that wasn't covered by the warranty yet.

    I had this home warranty a couple years ago and I had an incident where they needed to fix something. They never fixed or replaced it like they promised they would. I was very dissatisfied with them, but I gave it a couple of years and decided to give them another opportunity. The light kept flashing on my unit, but it wouldn't turn on or run any cycle.     The way the tech wrote it up, my claim was not covered and I wasn't confident in his conclusion. American Home Shield used the tech as the authoritative, objective third party. But he said that the problem I was having was because of roaches inside and I didn't dispute that there might have been roaches, but I didn't think it was conclusive that caused the problem. So, I wasn't happy with the outcome because there should have been another level of review, or I should have had some part in the conversation. AHS just took that guy as the authority but he's with a handyman kind of company. They don't just fix microwaves. But my experience with them was okay. The guy was all right. Just that he was confident that they would cover it but AHS said they wouldn't. So, I had to buy a new appliance.

    The plumbing company AHS used is good. The AC, they were good too. They were nice guys, and they did a good job on the installation. They said the machine they would put in was better, but it doesn't cool like the other one did. It didn't truly replace what I had. So, I've been contemplating what to do about that. But the service itself was okay. I would still recommend American Home Shield because if we end up replacing one appliance, it's worth it.

    The microwave was being replaced and when Optimum Appliance came to do the installation, they complained that whoever sent them out scheduled it incorrectly because it was a two-person job. Then, they left the old microwave. They said that they don't dispose of old appliances and that American Home Shield was well aware of that. The company shouldn't have accepted the job because they couldn't complete it and I wasn't happy with AHS on this one either. They ended up giving me some money to dispose of the microwave but I had to go through hoops and it took me hours to get this resolved.

    I am very pleased with the warranty program as a whole. I have one plan for my primary residence and the other one is for my rental property, and it's hard to get responses sometimes. The rental property is a one-bathroom house and if there's any plumbing issue, I have to address it immediately. It's a one-bathroom house and there is a senior that lives there and toddlers. For plumbing, it takes too much time to get somebody in there for emergent issues.

    American Home Shield’s service is hit or miss. When it’s straightforward in a claim, they’re not terrible. But at the end of the day, it's a warranty contract type. They look for any reason not to pay before they look for any reason to take care of their customer. The companies are all the same but at least, American Home Shield is the enemy that I know. I've had multiple times where I've been told managers and supervisors would call me back but I never heard from anybody. The worst one ever was I had a cracked toilet that they first tried to blame on negligence, that we had closed the top lid of the toilet too hard. It wasn't accurate. I ended up having another plumber look at it. I asked for a second opinion and I had to pay a second copay. That person said that it was not the case because this would be a V-shaped chip if that was. This was a crack. It was a cheap contractor-grade toilet.

    I spoke to a person about the cash-out option and I was told that labor would be covered after the fact. I was provided the cash-out for that toilet, so I could purchase an upgraded toilet, which made sense. I had to pay the difference, which was completely fair. I sent AHS the invoice to their claims department and it was after about eight phone calls to finally figure out that's where the invoice for the labor needed to go to be repaid. It was six months ago and I still haven't seen that $140 check. I’ve got a lot of those type items that I'm not very happy with.

    It was not a good experience with American Home Shield. The sales guy told me what was covered and I asked him an example which was my AC. I asked if freon is fully covered and he said yes. Nothing would come out of my pocket. I got the best service they have, which is $69 a month. But when I had an AC guy come out, American Home Shield only paid $10 per pound. I'm stuck with another $50 bill on top of my $75 deductible. Another problem was they hired a company on the east coast while I'm on the west coast. They had to redo the claim till they got an AC company to work on my AC unit over here on the west coast. I'm about ready to leave them and go with another company.

    We have a rental and a ceiling fan there wasn't working. The tech who came said it would be easier to replace it than fix the fan switch. He came back in a couple of weeks and changed the ceiling fan and gave the tenant a copy of a bill for $200 and some for the light fixture. But it said, “Paid. Balance: 0.” There was also a light on the entryway that has four bulbs in it and one bulb wasn't working. The tech said he would have to bend the contact but that didn't fix the problem. I would just have to get another fixture for that. The tech revised one switch that you had to keep pressure on to turn the light on. But he didn't have the right color so he said he would put a white one in there instead of an off-color one. He could have been better prepared. We've since bought a light fixture for that one and I had the tenant put that in.

    There was also a switch that didn't work. The tech said he was not paid to track things down. I told him that if he could change it, we could find out whether the switch turns on. But he said it was not worth tracking down. On the whole, American Home Shield did everything well.

    My microwave went out and I called American Home Shield. It was five days before there was an opening but the guy who came out was extra nice. He put a little computer microchip in there and it worked for a couple of days. Then, it started doing the same old thing. We waited 10 days and it was still doing it. So, I called him back and it was no problem. Their work is guaranteed for 30 days. The guy was sent out in a couple of days. He checked it and he said that it couldn't be fixed. He called AHS and they were supposed to get in touch with us in 24 hours to talk about replacing it. That was Friday and I haven’t heard anything from them as of now. I’m still waiting on a call.

    I am a senior citizen and my big complaint with AHS is that it is very difficult to understand the people that you have to talk to. You call somebody early in the morning and you can't understand what they're saying. Sometimes, me and my wife both have to try to figure it out. I have no idea what some of them are saying. I simply say I need to talk to someone else and sometimes, somebody else would come on there. We usually get through it.

    The service of AHS has been okay. However, I rarely get a live person. Sometimes it's hard to get through to a live body. That's what I'm not happy about. Also, one time when I ordered a service and I've had someone come out, then they told me when they got here, "That's not a covered item." But I still gotta pay $75. I don't like that either, 'cause if they would tell me that's not a covered item, I don't think I should have to pay 75. Maybe something, but not 75. For that reason, sometimes I would like to call and ask them, "Is this item covered?" and not have to fight to get a live person before I go have somebody come out to tell me that it's not covered.     The contractor that did the refrigerator was good. They were a father and son duo. They came out, troubleshot it, and found the problem. They had to get the part, came back within a week and got the refrigerator going. Luckily, we had another refrigerator in the garage, so we at least had food in our house. I've already passed American Home Shield on to my friends. I told them that I was satisfied. The people that have come to my house to do the work have been very professional.

    There was only one thing that caught me off-guard. On my original policy, I picked what I was going to have on that policy and my garage door was one of them. One component of the garage door was affected by those lightning strikes and I called American Home Shield up to get the garage door people out also, but they said I wasn't covered anymore. When I got the policy renewed, I spoke to someone and what they did was raise my policy. I asked if I could keep it the same price and they said, “We'll be able to work with you on that and we'll keep it at that price.” I asked to have the new policy sent to the house so I would have it on hand but nobody ever sent me a policy. When I called up about the garage door, they said that was canceled due to keeping the policy the same price. They never even told me that it was canceled. They apologized and said that they would send me a new policy in the mail so I'd have it. To this day, I still haven't received the new policy stating what I have.

So when the man from Dynamic Air Flow came out here, he didn’t have to go down the basement to look at the air conditioning system. The tech was very professional and he knew exactly what the cause was. As soon as he got to the steps, he saw that the switch was in the off position. He hit the little switch and put it on the on position, and everything started working again. To keep things in the right working order, he went outside and serviced the air conditioning unit. Everything is A-OK ever since he put that switch in the right position.

    I went to Home Depot and got a cover. which I put on top of the switch so there won’t be anybody going down the steps, hitting that switch and getting it back to the off position again. I had to call American Home Shield because I have their warranty but I don't have any complaints about that serviceman. At first, I had Choice Warranty giving problem after problem. I switched over to American Home Shield and I am completely satisfied with them and the personnel they sent out here.

    Lightning hit and it ran through our house and did quite a bit of damage. It destroyed a freezer in the garage as well as a TV. I also had a washing machine, a dishwasher and an oven that went out. I had so much go wrong. I called American Home Shield for service and they sent a couple of different technicians out here. They came at different times, did their job, and left. Everything was satisfactory.

    The lid on my washing was coming apart, and they replaced that as well because it couldn't be fixed. There was no part to fix it. On the other hand, they fixed the part for the oven. They couldn't fix the dishwasher though, so they replaced it. The tech was supposed to order a part and I waited four months on that then finally, he said he couldn't get the part. I had a freezer too that was not related to the power outage among the lightning strike and they had to order a part for the door to the shelf to the freezer. The lightning strike did some damage outside too. It blew out some outdoor lights out by my driveway, but that wasn't covered under my house.

    So far, this is the second home that I've had with American Home Shield and I haven't had any bad experiences with American Home Shield itself. I like the peace of mind knowing that if I have an issue, it’s real quick. If something happens, I go online, I put in there what I need to be done. The calendar pops up and the calendar is always open for somebody to come out and troubleshoot an issue. Then when the calendar pops up, it's always two days later, I can have somebody out if I'm available. So, really great service.

    The tech recently had to come out twice ‘cause the dishwasher is still not working. They've been pretty helpful. There's one time he had to come out a second time but he had to cancel. He had something going on, which was fine. They gave me that four-hour window, "We can come between 1:00 and 5:00." I told them what the situation was 'cause I took off from work. It was a Wednesday. They had called and said, "He's not gonna be able to come out today. He's gonna be able to come out tomorrow between 1:00 and 5:00.” I said, "I took off work today. There's absolutely no way I can take off another day of work to be in that gap. Is it possible you can come towards the tail ends, around 4:30?" And they had no problem doing that. They came out at the time that I needed them. So, really awesome that they were able to do that.

    Really great customer service. It was just when the tech came out, he didn't really fully check the part. He just put it in and said, "Okay. It should be good to go." But then that night when I tried to wash dishes, the same thing happened again. Overall, it's not a terrible experience. It could be a defective part, so it's not their fault. It's just annoying that I have to wait a whole month every time for them to come back out.

    The washing machine was still working but it stopped spinning all the water out of the clothes. The tech came out within an hour and he got it fixed right before the weekend. We were running out of towels so it was perfect. The washing machine seems to be working fine but there’s a little bit of more moisture in the towels than normal.     Joseph, the tech, came and explained the problem because the AC wasn’t working even though it was on. He went straight to the outside unit, found the problem and fixed it. When he came back in, he went to the attic and checked and verified all the equipment were very well. He said everything was okay and the problem that he found was a burning terminal that had a defective electrical issue. He repaired it in less than an hour and completed the job very good.     The dryer was unserviceable, so American Home Shield gave me a price to replace it. I got a new dryer today, but I haven't gotten the monies yet. Aside from that, the contractor, Optimum, sent in a tech for a preliminary thing that normally would be enough for him to get paid, but not enough paperwork for them to do a buyout. I had to wait nine days before they had the correct paperwork to be able to do the buyout. The guy from Optimum said he had about 100 clients, so he was just probably busy. I shot him some texts and when I'd call, I always got his voicemail. But that was the only thing that was frustrating. He was very nice, knowledgeable, and told me that the dryer was not going to be able to be fixed. He also said he would turn in the ticket and that AHS would offer me a replacement or a dollar amount that that they would pay me for a buyout.

    But AHS doesn't give you a check when you have to buy the appliance upfront. I was in a position to be able to do that but if somebody didn't have the money to go out and get the appliance before they could get reimbursed, that might be an issue. Then, when you read the fine print, it says you've got to send them the invoice of where you bought the appliance and it has to be installed, then they will send you the check. Other than that, they gave me a great list of appliances and the dollar amount they gave me for a buyout was fair. I have a gray Electrolux dryer and it sits on a pedestal. I wanted to go back with a gray Electrolux that sat on my same pedestal. When all was said and done, I had about $75 out of pocket. But once I get the check in hand, I will have paid a total of $175 for the service calls, but I'll have a new dryer.

    There was a blocked pipe for the air conditioner condenser. I contacted American Home Shield for it. Somebody responded within two and a half hours, but it was a week before the techs could get to us. They were great. They came in and they had their little booties on to keep the floor clean. They spent quite a bit of time here because the air conditioning unit is up in the attic. They had to go upstairs and come back out and go outside. They didn't have any issues figuring out what the problem was since the pan was full of water. One of the pipes had just kind of slipped and it wasn't propped up anymore and it wasn't allowing the water to drain out of the pan. So, they fixed it back, and now, everything's fine.     For the most part, I'm happy with American Home Shield's service when something does happen. It would have been nice if it was break even, but it's more towards I'm paying more right now. As for the contractors, Affordable Remodeling and Design responded the fastest. The previous calls I've had were for a microwave that stopped working and a fridge, and there was a long delay between when I asked for service and when the service actually happened. It was over a month. It was scheduled really quickly, then it's, "Oh, something came up. Could you please reschedule to next week?", and then it just kept pushing. But with the most recent, they were pretty good. The techs got out here pretty promptly.

    AHS could improve in the windows of when people show up. I've been really lucky that I've been working from home so I could kind of be home all day. The only thing is let's say when a water heater goes down, American Home Shield is like, "The terms is we'll replace it with a similar model as possible."     The explanations on the coverage are self-explanatory and it's good but AHS needs to choose their vendors more carefully and maybe get reviews before approving a vendor. They could put the vendor through a test and get feedback from the customer to see if it's a vendor that is worth keeping. I had an AC company out on a second property and the tenants paid twice for the service. To this day, the issue hasn't been fixed. I ended up canceling the contract on the property after paying for a year of service.

    True Vine Appliance Repair came and fixed my dryer and it was perfect. The tech was in and out in less than 20 minutes and he was very professional. But I still have a microwave that has been broken since over a year ago and it hasn't been fixed. It keeps going back and forth between the contractor, Crown Mechanical, and American Home Shield. The first time the guy came out, he said he was gonna try to fix it and he would be back. He came back and he said he thought he fixed it but he was not sure it's gonna work. It didn't. It worked for about two seconds. Then, he said the motor is going to continue to run on the fan but the microwave would work until they could get the part. But that didn't work. It worked for maybe a day. They said that since that patch didn't work, they were gonna have to order a part. But we're in the middle of COVID and they said they can't get parts. Every call was like, “Sorry. Still waiting for parts.”

    The last few times I called, Crown was saying they've fixed it and then I called American Home Shield and they said Crown said that they've fixed it. But I called Crown back and they said American Home Shield said they were going to replace it. Somebody's not on the right page and I am done. Crown Mechanical says something and American Home Shield says another and I don't have the time to waste on the phone. I had to go buy another microwave myself and I'm still trying to fight with American Home Shield to get it replaced.

    My experience so far with American Home Shield has been very good. Whenever I've had an issue with something at my house, someone has always came out and taken care of it, so I'm very pleased with them. I woke up one morning. My house was warmer than normal. And my husband walked outside and said the air conditioner was making this weird noise. So we turned the unit off. I got on my computer. I put in a work order for someone to come out and check it out. Got a call later from someone at AHS. Told them what the problem was. She told me not to run it and that they would have someone out the next day between 9:00 and 12:00. That person was at my house at 8:53. I never had that happen. They came and took care of the problem, and all as well.

That was a bit scary because he had been in our home. I sent an email to American Home Shield and they never connected back with me in regards to the complaint. American Home Shield should have a customer portal. Instead of waiting weeks to contact me, there should be something more recent that would be able to highlight the situation and maybe rectify that situation. They could also reassess if a particular vendor is worth keeping.

    The tech from Andrew Farren Plumbing tried alternative measures to get the water heater working. He tried putting a part on it but he said it wasn't doing what it's supposed to do. That's when he said it's too old. I'm waiting for them to get a new unit and it's been two weeks. I called American Home Shield last week and they said that it's gonna be 700 and something dollars out of pocket from me for parts, which is a lot of money. It’s totally unfair. I was so excited to get them because of the commercial and what they said they provided. But the $700 something parts is crazy.     In the couple of instances that I used American Home Shield, it worked fine. For small instances, it’s great. But for large deals, like water heaters and air conditioning, it hasn't been as smooth as I would like for it to be. The more money that AHS has to spend, the less service you get. I have a $75 deal now for a person they sent to do my water heater and it wasn't done properly. The deal was never good so right now, AHS is still holding my $75. I had another job done and it seems to me they should have applied that $75 towards the next job instead of it going away and waiting on me to do a water heater. And I didn't do the water heater because they never gave me a quote that was acceptable to me. The people that they use to do their service needs to communicate with the clients a little better.

    In another instance, I had to pay for service before I was even given service on my air conditioner. And this was during the pandemic, so that was crazy. I gotta let strangers in my house and give them my money on the promise they're gonna do the work. I called the company back and the person that had me do that has since been fired. But AHS should have known that they were dealing with a company like that. Still, as far as the service with AHS, I’m good. I like being able to do it and as long as I can afford it, it's okay. The guy who fixed my refrigerator was excellent. They communicated, got the parts and stayed in touch with me. They were a good company.

    American Home Shield is very responsive. All I gotta do is pay my $100 and they're on their way. My faucet was leaking. The first group of folks didn't do the fix right. So I had to do it all over again and the contractor, Northwest Sundance, did it right the first time. So, I'm very impressed with them. It was simply changing the washer. It worked. They realized they had to put a hose bib in and cut out a hole in the drywall in the garage to replace the old one. They did some welding and lots of other stuff. They cut in such a manner that they could put the drywall back and they didn't have to tape it or put drywall paste on it. It was simple and it took them a minute to do it right. But they did it and they didn't make a mess.

    I have three homes with AHS and they get used frequently. They've never balked about doing it. The only complaint I have right now which is not their fault is that I'm looking to get a microwave replaced but they're not in stock right now because of the situation. But the bottom line is they're willing to replace it once they can get it. I highly recommend AHS. I had another company called TotalProtect and I had to fire them because they were no good. They were not responsive and had a bunch of excuses. So far, American Home Shield has been a stand-up act. They've done anything I've asked them to do, and I appreciate them.

    The technician came out the very next day after I called American Home Shield to file my plumbing claim. He was very professional and explained to me what was going on. So, he was informative. Everything is perfect now. When my refrigerator messed up, it was the best experience, too. But last year, I had a claim about my heat and that was a mess. I complained to AHS about it. I noticed that my heat wasn't working, and so a guy came out. It took some days for them to come out, but he came out. Then he came back and told me that I would have to put in another request for that. It meant that I would have to pay another $75. So I was like, “Okay. So, I paid $75 for nothing being done for you to come out and tell me that, oh, you can't do this until this right here is done.”

    He was like, “Well, you can just pay me right now for the full amount.” It was gonna be like $137. He was like, “In that way, you don't have to worry about going through American Home Shield. You can just pay me. And I’ll just fix it right now, and then you're good.” I said, “You can just leave. Thank you.” So, he left. I didn't appreciate that. I didn't think that’s how business should be handled. I complained to AHS about it and said, “This makes no sense. I have to pay this fee and nothing.” So, I had another guy that I knew come out and repair for me. He said that even if my heat was working, it wouldn't have worked anyway because the guy took the parts apart. He said, “I guess he had plans on coming back to fix it.”

    I’m iffy about calling people for my heat and my air because I've had issues with my air, too, in the past. I called a guy that I know and paid full price for it because I can't seem to get people to do it right with American Home Shield. I don't care for them. They’re shiesty. I don't like that. I'm a loyal customer. I've been there with them so long even though I feel like my price has gone up a lot. I went from paying 50-something dollars a month to 80-something dollars a month. Then my service fee has gone up, too. So, I'm not happy with that, but I haven't found anything cheaper yet.

    I do recommend it to people because I feel like it's something that's helpful, especially if you're on a budget. I have recommended American Home Shield in the past. And truly, that's the only company that I'm aware of in our area. Now, it could be that I'm just not doing my homework and finding anything else. Overall, they've been doing good here lately. On the last few service calls that I've had, they have done right and they got the job done. Then this is the first time ever that I'm having something replaced. Everything else has been able to be repaired.

    I went through American Home Shield’s website and it was a claim for the furnace. The furnace people said that the problem was caused by the water heater. They referred WL Brady Corp and made the claim. The plumbers checked the water heater unit and they saw that it was leaking in the tub. They checked the exhaust that connects towards the furnace and found that some of the piping were also incorrect. They were professional and knew what they were talking about. They were able to spot everything right away. The same gentleman who came in called me and apologized for the delay. So, tomorrow morning at 8:00, he’s coming to do all the installation.     AHS doesn't notify you of what's going on half the time. I submit my claims online but I have to call in and get status updates because their website just says "it's in progress." It doesn't give any notes and doesn't tell you if the contractor's being dispatched or give you an actual ETA. At the beginning of the year, I was waiting for a new furnace. I went 12 days without heat when it was in the negatives. I talked to the company and they said that AHS has not approved it yet. So I called AHS. What was going on? Do they not communicate? It was a crap show.

    Then, my air conditioner went out and AHS sent out two different contractors. It got all confused and lost. One contractor put in saying that the air conditioner needed to be replaced. Three days later, I was told another contractor was coming out to fix it. When I called AHS, I couldn't understand what they were saying, so I hung up. I went without AC over the summer for about two weeks. But the last contractor that came out was very good. I like them and they've done quite a bit of work for me over the last year.

    American Home Shield had things fixed every time I had a problem. The techs have always been courteous and informative. They do the best they can do. If something doesn't work, they throw parts at it. When it comes to replacing the actual appliance, American Home Shield says they would replace it with something new. But I have yet to see that. The only time I got ripped off was when I had a water heater that went out. A technician came out and replaced it. He then said I had to pay another $600 for some code thing. I didn't know any better so I paid. I asked American Home Shield about it and they said I didn't have to pay the technician anything. I was to call them and they were going to take care of it.

    I've had claims for my refrigerator and I've been fighting for it since we bought it. It's only five years old. I went three months without an ice maker and it is still not making ice the way it should make ice. Every time I call American Home Shield, they send somebody out and they replace something. It was all replaced once before and American Home Shield just did it again. It's frustrating. I haven't called them yet to say the ice maker is still not working right because at least it is making a little ice.

    American Home Shield should keep a record of how many times an appliance has had the same problem. If they say, “This is the third time you've called about the same issue. Is the guy fixing it? Or is he not fixing it?” I say, “I don't know. They say they're fixing it. I've seen changed parts.” American Home Shield should make a decision right then and there whether they are gonna replace the appliance. In the case of my washing machine, it took the technicians two or three times to come out and it was a different thing every time. But they got the washing machine fixed and I've never had problems with it since. I also had problems with the stove. The technician replaced the burners and it has worked fine ever since. It will last longer than me.

    This is going to be the fourth time I call American Home Shield about my refrigerator and someone there needs to say they are sending a person out to say that the refrigerator is not making ice right. They have replaced everything they could replace. American Home Shield should then figure out what kind of refrigerator they can replace mine with.

    It's a little difficult to submit a claim with AHS. Customer service quality is typically good. But it seems as if the idea is to not talk to customer service, that if you call, they want you to do everything through the automated system, and then once you set it up, it's a text message or an email. You really don't get to their customer rep unless there's a major issue.

    The other thing is, understanding what's covered could be a little more clearly defined. That would be great because I was really hesitant on the last one. I had opened up an issue with the garage door once before, but it ended up not being covered and paying the 125 plus what Overhead charged. But I just took a gamble on this last time and said, “Okay, let's try this again here.”

    All I knew was that my garage door would open and open up six inches, and then it would slam shut. So to me, I had an issue opening my garage door which was supposed to be covered. But the details ended up being that it was a broken spring and the springs are not covered. I ended up paying 125 more than what I would have if I would just call Overhead.

    The last time I opened up with Overhead, that was great. Now, it was the second time. But there was a part in requesting the service that was a little bit tedious. I was online and I was trying to see where I could request the service and I didn't remember seeing this at the top previously. I don't know if there's been a change to the website recently at that. There was something else here on the website that I pointed out that was really like, “Man, that could be done better.” But all in all, it's fairly easy to navigate. Being able to add a property and understanding your payment history is fine. Updating payments is fine. The overall dashboard and Contact Information look good, as well.

    We had a dryer that went out. The motor was completely burned out. Having the home warranty, we got a dryer that was over $1,000 for a fraction of the cost. So that's been a great help. Having a home warranty, I have that peace of mind where if something goes wrong, I can make a call, get a service. All of that has been fantastic. The turnaround time is also absolutely awesome. Being able to submit a claim and then within a day, having a technician already assigned is definitely beneficial. I just hope there is an explanation of the price increase though from year over year, why we're paying more when we renew. That would be nice.

I dialed AHS's 800 number that I saw on one of the forms and it wasn't difficult to get through to them. But nothing that was promised worked out very well. Plumbing the Rightway came out and the plumber said that the plumbing wasn't hooked up correctly. He tried to tell me it was gonna be a $900 fix and that the warranty wouldn't cover it. But I had my own personal plumber come out and they said that everything was hooked up fine. My plumber fixed the stopped-up drain and everything in like two seconds.

    They came to fix my dryer, and 6 months later the next serviceman came to say they never properly fixed the dryer. I was unable to get a refund for the 1st $100 repair because they said it was over 30 days. MORE SERIOUS, on the Friday before the July 4th holiday weekend my air conditioning went out. 2X they sent the same incorrect company to the fix problem. When the repair person reported the consistent error, they said they would send a person immediately. I called daily, received no service, many promises and no follow-through. I’m 70 yrs old and it was 95 degrees.

    Ultimately they approved me using my own contractor only to rescind the offer about 5 hours later. I went ahead with my contractor and AHS never followed up for 5 more days. Their incompetence and lack of service are abominable. Ultimately, I wrote the CEO and after 10 emails back and forth, requesting endless details & information, the customer service rep authorized paying half the bill. Steer clear of this company!

    I was having issues with two outlets. One in the bathroom where the GFCI switch was throwing and wouldn't come back on, and the other was an outlet outside of the bathroom that wasn't working. The contractor isolated the problem to a third outlet that had some sort of disconnect associated with it that was causing the other two to have the issue. They got that resolved. After this experience with American Home Shield, I would definitely recommend them for new buyers. This was the second time that I had to use them since getting the property in March and both times, it was a good experience. The only thing was the calling in and getting the proper option.     I pay every month for a Home Shield warranty. When I have a claim, I go on their website and click a few buttons. They send somebody right out. I used their service when my garage door was not opening. It's included in the covered devices on my plan. I was given the name of the company coming out, their address, and phone number. I got info via email, text message, and on my account dashboard.

    The service people came out and they were very professional and quick. They fixed the garage door and they were done in 45 minutes.     The garage door was busted up and off the hinges. I called American Home Shield and I told them what the problem was but they did not tell me that my warranty did not cover that. They charged me $100 and when the contractor, Ace’s, came over and checked it out they said it's not covered by warranty. I called American Home Shield to see if I could get a refund and they only gave me $50 back. They wouldn't give me the total 100 because it was a service call. I told American Home Shield specifically what was wrong with the garage door and I sent a picture of it to Ace's but they still came out. One of them should have caught it. I was very unsatisfied.

    The first issue I had with them was when I had a problem with the air conditioner. I told them specifically what was wrong with it and the tech came in and just hustled me. He said the AC needed some refrigerant and he was charging me $300 for it. But I found out he did not fix the problem and the refrigerant wasn't needed. When I called American Home Shield and complained about it, they said the only thing they could do is send somebody else out. The second person came out but couldn't fix the problem. At that point, I was looking for somebody that I knew could fix the problem and knew what the problem was. But because he wasn't on the list, American Home Shield wasn't willing to allow me to use him. This was in the middle of summer. By the time a third person came, it was weeks later and I had been robbed of $300 from putting that refrigerant.

    I had another situation and it was with the plumbing. I moved into this house and everything was working fine but then water started backing up in my shower. It had been like that for quite some time. I tried to have somebody come over and snake it but it didn't work. I called American Home Shield but they were not able to get somebody. I suggested somebody that can come out and do it but they weren't willing to take the suggestions. It was a horrible experience. I ended up having to call Roto-Rooter. I'm contemplating getting rid of American Home Shield. They are half-stepping it and I can't afford to have my family living like this.

    I've had issues with my air conditioning. The company came right away and it took them about 45 minutes to fix it. The tech came to tell me it was done and he told me what had happened. Luckily for me that they carry parts in the van. It's been working excellent ever since. One of the past experiences with our air conditioning, the company AHS sent gave the time period which was between 10:00 to 2:00. By the time they get ahold of me, it was way after. He apologized because he was overwhelmed with services to do. But once he showed up, he took care of the problem. Other than that, I really haven't had any problems. They came and it was fixed. AHS should have more services or companies that work on air conditioning because that's in demand.

The one for the toilet was a little bit of a pain because apparently, American Home Shield assigned me to a plumbing company that no longer works for them. The company would not pick up the phone for American Home Shield. The woman from American Home Shield needed to talk to them in order to cancel. I had to call them on three-way because that was the only way that company would pick up. But after that little hiccup and we got a different vendor, everything was fine.     Anytime I had a repair, American Home Shield sent somebody out who was qualified and professional. I'm happy. Recently, my pool pump was leaking. I’m glad the contractor responded quick on this because I have to run the pool every day to not get algae in there. However, sometimes it’s hard to get somebody out. Texas is really hot. If the AC goes out, it is really miserable in the house.     American Home Shield answers their phone in a timely manner. Even if AHS was a little more expensive than Fidelity, which I had before, I would have chosen it so I can talk to somebody. I'm busy. I don't have time to sit on hold for an hour. However, there were no middle-tier options for replacement. It was either you get the most basic option for replacement, or you spend $600 for a higher-end model. So I ended up doing the cash-out and buying a mid-range appliance on my own. 805 Appliance came out recently. They were great. I originally had somebody else slotted for it, but then I received no call. I called them.     American Home Shield is the second home insurance that I've had and the best one so far. I've had them for years and their coverage has been surprisingly really good. Everything that we had a claim for was covered. We had people come out three times and they have all been polite. We had a claim for an electrical issue and an air conditioner. The claim process was painless.

    The only thing is when American Home Shield finds a local contractor, they tend to be small ones that you wouldn't easily find. If I do a Google search, they probably wouldn't be ones that I would have found on my own. Sometimes, it would take a day or two for them to come out because of their schedules. I wish it would be faster to get them out.

    When I need something, contractors come. With the AC, it’s understandable when they couldn’t come because we had the snow. Everybody was busy. Recently, I had visitors over and my upstairs toilet was gushing water. The plumber came. It took a while for him to come. I was upset because I called them on Friday, and I didn’t get a plumber on the weekend. I had to wait until Monday. But they came and they were good.     So far, the service of AHS is good. I like the process. When there's an issue, it's very quick to make an appointment. I recently had my air conditioner go down. I put a request in, the techs came out the next day, fixed my issue and I got no problems. I love the service. Eagle Air was good. They did what they had to do.

    However, if there's a need for a follow-up appointment, it becomes very difficult to get ahold of someone. I was trying to help my mother get their appointment together. They were getting a dishwasher replaced and it got delivered. But because of the way the dishwasher was set up, they couldn't install it. It sat in a garage for two months. They were without a dishwasher because we couldn't figure out a plan. Finally, I just installed it for them, which is not something I want to be doing.

    The other thing is they had a refrigerator go bad. It took a month and a half to get the parts. There was also a washer that went bad. And the guy came out and fixed the problem. But he said, “If it doesn't fix the problem, you need a replacement.” We were forced to have another appointment which happened three months later and had to pay for two appointments to get the same job finished. So, my mother has had a ton of issues. There was a time where I was spending a lot of time on stuff that I should not have been spending on. It seems like there's a disconnect. They were using A&E and they missed appointments. They wouldn't even call. It was not a good feeling to deal with AHS on her behalf but I, personally, have not had any issues.

    The techs fixed the refrigerator once but it started leaking again. And it froze up and cracked some of the plastic on the inside. So, I thought they would replace it, but they didn't.     You can mostly do everything online so I like that option for claims. It’s a lot easier when done that way. Sometimes if you call, you might not get someone right away. Once you put in a claim, someone normally calls within 24 hours to set up the appointment. There may be another 24 or 48 hours until a contractor comes out. When there was a leak in one of the pipes in the basement, the techs were timely. Everything went well and they fixed the leak.

    We had a few appliances that had to be replaced and it took American Home Shield longer than it had to be. Maybe they were not able to get whatever the product was. Our dryer went out sometime last year while our washer went out this year. Those were two separate claims and each took somewhere between four to six weeks to get replaced. We didn't know anything that was happening until my husband kept calling and following up with American Home Shield. That was the only downside. If you're looking for a home warranty, there are two or three different price points. Figure out which one would fit your needs.

    The AC was not cooling and the gentleman was here within two hours since placing a request with AHS. He went down to where our unit was, checked it out, and it was a capacitor and the fan that were both out. He had to replace them and he had the unit going again within three hours. But he had to leave a couple of different times to get parts, then he come back. We were extremely satisfied with the service.

    Three years ago, we also had a problem with the air conditioner and the gentleman ordered a part. When he came back to put the part in, the company wanted to charge another $75. I refused and said that it was not our fault that he had to come back. We had to work through that but they finally reversed that. All in all, people need to to be sure that they're dealing with a very reputable firm if they want to get a home warranty. AHS came to us through our realtor and that gave us great confidence that this was a good group, because I knew our realtor wouldn’t recommend this if it was not a good company.

    The fan of the AC unit wasn't blowing. It was making this weird noise and it wasn't getting cool in the house. Whenever the repair guy came to check it out, it just needed a new motor. But he is a professional and he knows what he's doing. He doesn't carry motors with him. So he went to get one, and came right back and installed it, and everything was functioning normally. So it was rather quick. If I did not have the warranty, then I would’ve had to pay for a $500 AC motor and that's not even including labor and time.

It's a large one so it's on backorder and has been on backorder for some time while it continues to leak.     I had a light switch repaired and a doorbell. From start to finish, the repair took about four days in total. It was electricity and American Home Shield had to find somebody to take the job. The gentleman showed up and asked me if I cared if he wore a mask or not. He came in and was very pleasant. He pointed out that he wanted to know where the stuff was. I showed him where it was and he got right to work. He made sure the faceplates were back on properly. He took the switch out, tinkered with it for a while and made that work. He gave himself some credit 'cause I had a Ring app on my door, and he said normally you can't get the Ring app and the doorbell to work, but he got both the Ring app and the doorbell to work. I was very pleased about that.

    I was with them three weeks and I already went to somebody else. I had the need for plumbing work done and the techs had to go through a wall. AHS only covers up to $1,000. And anybody knows, if you’re doing anything with opening a wall for plumbing, it'd already be over 1000. It was the same thing for my septic tank. AHS was not covering enough and they were leaving me in a position where I would have to pay more out-of-pocket than what they're covering.

    But the pest control techs did a great job. I had the installation sprayed and they replaced the little screens up under the house. One of them inspected the condensate shield and he told me that part of it was dry rotted. It's been difficult trying to get someone back here to replace the part that's been dry rotted. And I've already called them last week. So I don't know what the deal is with that.

    I’ve got a split ductless system and then I’ve got a main AC system. Royal Flush did the main AC system. There are three floors in my house and there’s a thermostat on each floor. There are only two units outside. The bigger unit controls both the upstairs and the second floor. Then about three days ago, the upstairs stopped cooling. One of the bedrooms downstairs that my wife uses as an office got super ice cold and we couldn’t figure out what was going on. So we turned everything off, but the fan for the second unit continued on.

    The tech that came out was a very nice chap, and very knowledgeable. He said that there’s a control board that runs the second unit upstairs and it was crapped out. That was why the fan was stuck on all the time, which was using a lot of electricity. So even when the air conditioning unit is not on, that fan is running 24 hours a day, which is really annoying. So he needs to switch the control board out. He submitted that to American Home Shield but they declined it. So I called American Home Shield last night and spoke to a very, very nice lady in the Philippines. She was super sweet. But she said that she couldn’t see anything, and there was no report. She told me all the normal delaying tactics, and that they would get back to me this morning. Royal Flush was great but American Home Shield sucks. They're an atrocious company.

    We moved one house to Old Republic because of terrible service. The AC was down and we called American Home Shield. It took a week in Houston heat for them to get somebody there. Old Republic's response time to fix is faster. I just had a ticket because the refrigerator went out and American Home Shield was prompt. In nanoseconds, a technician was assigned. But then the technicians they are selecting are overbooked. It took four days for a technician to get there. With Old Republic, technicians would have gotten there the next day. That aside, we made a claim when our bathroom outlet did not have power. American Home Shield sent out someone that determined within seconds that a wire was loose and he tightened it.     The people that came out to fix the hot water heater were great. They got it fixed and taken care of. Everything went good there. It took over a month for them to get out there and fix it, but the problem was the communication with American Home Shield. If it was for somebody that could understand me and got me through somebody that I could talk to better on the phone, stuff would have been a lot better.

    There were certain charges that the plumbing company charged me. It was $450 out of pocket that was unexpected. And nobody could tell me what they were for. When I asked for a supervisor, AHS said somebody would call me back within 24 to 48 hours. And that happened twice, and nobody ever called me back. It didn't go smoothly. The contractor originally showed up to my house to fix a wall heater, and nothing was ever mentioned of a wall heater. Speaking with people, there was a lot of problems trying to get people to come out and fix my hot water heater.

    I was having a problem with my dishwasher and Home Shield sent someone out. He looked at it and said he would order a part. I waited and four weeks later the tech came back. He told my husband he put the part on there. My husband was there with him and all he saw was a hose in his hand. The dishwasher is still running bad and there is still water coming in from the sink water into the dishwasher. I told Home Shield that the tech didn't fix the dishwasher. The rep said they closed the service on it even though it was not repaired. She then sent GE and the tech from there said the dishwasher couldn't be fixed. I haven't heard anything back from the home warranty and the repair company. I like Home Shield but they are about to lose my business because this is crazy.

    The last time technicians came, they did my washing machine. It took them forever to get a part and this was before the Coronavirus. I waited for a while for them to my fix my washer and they took forever to come back. The contractor was Appliance One and they don't do good work. Home Shield should find a better company to repair products.

    The claim submission is easy online. But the people that American Home Shield send us to fix the item wasn't reliable. It took them 60 days after, from the day they visited the washing machine, and they said they would order the part. After that, it was hard to contact them to get a status. After 60 days, they finally contacted me. And I wasn't very happy with AHS, too, because their customer service wasn't helpful. They rerouted me to overseas, which is in the Philippines. And all those people could do is look at what is on the screen and tell me what they are looking at, and cannot help me. Every time I tried to call the phone, I keep being directed overseas. And the only reason I finally got a response from them is when I filed a complaint with the Better Business Bureau.

    I got a response within 72 hours. So they closed down my work order for Sears then referred me to Reliable Property Solutions, which from the time they came and the time they fixed the washing machine, because they had to order the part, it was 30 days. But they fixed the machine and at least they were very responsive. And their technician was very knowledgeable. The one that Sears had sent me, diagnosed what was wrong with my washing machine. And Reliable Property sent me an older man and knew what he was doing, found the problem and ordered a part.

    My issue was an AC start-up switch. It ended up being a little piece that was running weak. The problem was, we called American Home Shield on a Friday and it was 90 degrees outside. I raised a little Cain for AHS to send somebody else because the people they sent initially said, “We're not doing anything for two days because there might be a tropical storm.” But the tropical storm never even hit here and we didn't get the AC fixed until Monday. If I got to pay $100 upfront, I should be able to get somebody out to my house within a couple of hours. It makes me feel like I'm giving AHS money and they're not doing anything to earn it even though I pay them every month. Other than that MJS Services was good. The tech looked at the issue, got a part and fixed the problem. It was great.

    I've had some bad experiences before, but the recent tech was awesome. The contractor came out there because the tub wouldn't turn. When they got here, the tech thought it was the belt, but it wasn't. Some rollers in there weren't working. He had to get a part. He was an awesome technician and did an awesome job. He cleaned up his mess and was very polite. Told us everything that was wrong with the unit and fixed it. It works perfect and we're happy with it.

    We moved the washer from a ground location up to an upper floor in a newly renovated laundry room. When it's going through its cycle and gets to the spin cycle, there's a period of time where it's not at a real low speed and it's not at the highest speed. But as it's progressively getting faster and faster, it really starts to shake considerably. We were concerned since it wasn't doing that before and we didn't know if it was because we put it on an upper level.

    So, we filed a claim with AHS. They were responsive and they sent an appointment with the serviceman. The guy came out on time and he checked everything including all the supports for the rotating drum. He also checked the balance where we had installed it and adjusted the feet a little bit, but he said that the feet didn’t change much, so he didn’t think that was it. He said there is nothing wrong with it, it’s just the nature of the beast, and that it depends on the amount of clothes you have in the drum. But he said as far as he could tell, everything was in good working order.

    The guy was responsive and very polite. He was friendly and helpful as well. Aside from that, we had a refrigerator that wasn't cooling and when the techs came out, it was found that over time, it had gotten low on refrigerant. So, he charged that and it's been working fine ever since. All in all, I would my friends what our experience has been with AHS and that we've been satisfied.

    The AC was no longer blowing cold air and I thought it was the thermostat, but it turned out to be something else. The techs came out on the same day that they called and scheduled the service. They gave me a timeframe and they got there on the early part of the timeframe. They had to replace something and they finished the repair before the end of the day, so that night, we were able to have air. The techs were very efficient and they had really great customer service. They did what they needed to do. After we paid the fee to AHS, we didn't have to pay anything to the technician. But if we had to pay for that out of pocket, we would have had a bigger expense than just a $100-deposit thing that we had to do.

    The AC stopped working and Integrity Air Conditioning Service came out. American Home Shield sent them out before when we had an issue on our condo and they've always been very professional. If they tell they're going to be there, they're there. It's just that when our air conditioner went out, we were without air for quite a while for it to be a Florida state. At least I was able to have somewhere to go while my air was down, but somebody else may not.

    Sometimes, things aren't clear when buying Home Shield. When I first took out the Home Shield, I talked to a gentleman and he told me that they had changed their home warranty and now that the Freon was included. But when I called back, the guy stated it wasn't. I told him that we bought this home warranty with our first issue and we had to pay for the Freon, and we weren't aware we had to do that. So, the second time, he sent me some advertisement stating that now the Freon was included in the warranty. My thing is that don't tell me something's covered if it's not because I'm a Realtor and that's very frustrating. When recommending a home warranty company and saying they cover this and that, and then people come back on you because they don't remember they took a warranty with that company, they remember their Realtor told them that she thought was covered.

    In any warranty, there are so many things excluded. It'll say the things are covered, and then sometimes when techs come, then they'll say that it was caused from a maintenance issue. For example, I had a guy who bought a house and he had a complete home inspection. The issue never showed on the home inspection. Then, when he had a problem, it was in his crawlspace.

    He had had the crawlspace inspected and they never found the issue then. They came back and said that it was a pre-existing condition. Well, pre-existing or not, he had a home inspection and he wasn't aware of it. If people have the home inspection done, and it's something that they are not aware of, then that's what they buy a warranty for is because they want that security of knowing, "I've had a home inspection." Say a young family just starting now, they buy that home warranty as a security blanket because they don't want to overextend themselves financially, and they think that if their furnace goes out or our refrigerator goes out, they have coverage. If they find out they don't have that, then it's like giving somebody a good job, they might tell one or two people, but if giving them a bad job, they tell 100. But I've been happy with my home warranty.

    American Home Shield always has an answer for me. We had multiple issues where I had to call back and ask what about this or that, and they were always great. When our unit was leaking out all the coolant, repair people came and said they could either fix the unit and it was going to cost me $2,000 or they could replace the unit for $8,000.     We had called American Home Shield regarding our dishwasher that we needed to replace, which the tech did bring. He was professional, friendly and he looked at our setup and then said that he wouldn't be able to install it because of the lack of the air gap in the sink. Then he said that we would be needing to make the modifications ourselves. But when we were looking at our contract, it said that AHS would be responsible for any modifications that were needed. Making the claim was easy and getting the dishwasher out here was pretty quick, but having this mix-up of who's responsible for making those modifications was kind of bothersome. When I called American Home Shield again to ask them about it, the rep said nothing about our contracts having the repairs or modifications in it.

    My AC was making a weird whistling noise, and it ended up freezing up. I called American Home Shield that afternoon and the next day, a contractor called me. They were able to fit me in the next day which I'm grateful for because my mom and I have health issues and not having an AC is not good for us. When they came, they called me to let me know that the compressor was still good but it was low on freon. The only thing I hate is I had to pay. American Home Shield only paid $10 per pound which sucks. I already had to pay $75 to American Home Shield for the contractor to come out and I had to pay an additional $166 which I didn't have for the freon. I had to dip into some bill money which kinda put me in a bind. I pay almost $70 a month, and I rarely use the coverage. I would think that they would cover a little bit more on certain things.

    In previous experiences with American Home Shield, if something goes out on the weekend, which I've had happen before with my AC, you couldn't get anybody to come out even if they were available to come. Having to go all weekend without an AC in the summertime in Texas makes it really hard.

Price Right Plumbing gave a window of four hours between 12:00 and 4:00. They came within that range. They got everything taken care of according to them. He also checked the different components and identified the fact that the fuse inside the unit was blown. He replaced that fuse, drained the unit, and hooked it back up. It runs fine.     Our dishwasher stopped working. The lights on the top would still work but it wouldn't run. We just bought this house and the previous owners paid for its insurance policy. We found the paperwork and I did a claim online. I put everything that I knew in the claim. American Home Shield has a very easy and streamlined process. I put my information in then they texted me about the claim and asked me all of the questions that they needed answered.

    Someone contacted me within the week and said they were going to send out a technician to double-check what was wrong with the dishwasher. When the tech came out, he pretty much already knew what was wrong with it from what I had said. He looked at the dishwasher and made sure that was it. He put in the request for a part that day. He went out to his truck and I had an email before he even pulled away from the house.

    It took about two weeks for the part to come in. The moment it happened, the tech contacted me again and told me he was gonna come on the certain day if that was good. He came and he fixed the initial problem. When he did that, it messed up a different part of the dishwasher. He had to change the motherboard at the bottom but that messed up the top part. We no longer had any more lights. The tech said that was common and that sometimes it happens where you fix one and it makes the other one stop working. Before he left, there was a new order for another part. About two weeks passed and he was back with the other part. Now, the dishwasher works fine and there was no mess left behind.

    The initial process of American Home Shield's claim process is usually easy, especially now online. It used to be a lot harder when you had to call and deal with them. You could be put on hold forever. I did a claim when the compressor went out. A gentleman came at the end of the day and kept his appointment even though he was late. He figured out the problem right away and got the thing replaced and fixed.

    I always tell everybody I know to get a home warranty. It pays for itself and it's a security blanket. You pay for it and if you don't use it then that’s well. But when you do need it, it's a godsend especially for the major things like the air conditioning and the furnace. I've been with American Home Shield forever. The only thing with them is they need to be a little bit more transparent if there are issues. They need to give better feedback.     We pay out $89 a month, and what happened was there was a situation with me. I’m at Paramus, and we were supposed to have a refrigerator and dishwasher fixed. American Home Shield sent over Express. However, hey never showed up. And when they showed up, the tech had a conversation with me, to be there at 3:30. I asked my employer to leave early. I got there at 3:30 and no one showed up. We have a neighborhood watch, and they took pictures of this red Ford that came to the house. He went right up to my house, took a picture, and got back to his house. Called up AHS, and said that I was a no show.

    We called the police and gave them the license plate. Because he wasn’t supposed to be there at 2 o'clock. He was supposed to be there at 3:30 when I showed up because we had a conversation. And the Express Appliance lied to me and tried to fix it. The girl who works in the reception was fending him, “Well, you weren’t there.” I said, “You’re covering for a scam. You knew what he did. You’re covering for him.” Because he showed up to my house, and my neighbor took a picture of the car and him taking a picture at my house. That’s called a skip. In the world of these people, they have codes of what they do.

    I said, “I want my money back. I want everything. I want all my money back for two months.” Five phone calls later to the Philippines, I want an American to talk to. “The only P.O. Box we have is in Tennessee.” I said, “You're going to tell me that you put American Home Shield as an American company, and it really is a Philippine company?” Two weeks ago, this company called me and they came to my house. They inspected my house and ordered all the parts. It has been three weeks ago that they came, and no one has called me back and tell me that they got the parts for them to come and fix my refrigerator and dishwasher.

    I made that initial phone call in July, and we’re rolling into October next week. Still, nothing has been fixed. Horrible. I can’t wait to get my stuff repaired. We’re looking at other places to do our warranty. We’re hard working Americans, and this is what AHS did to me. And I lost a lot of work hours because I kept on missing these, “I'm going to be here,” but they didn't show up. Then they would call up and say, “We can't be there.” I told them, “What the hell is wrong with you people? I don’t work remote, I work out in an office.” Third world did not want to hear it. It was awful. It was the worst experience I’ve ever had in my entire life. I don’t recommend it to anybody. I already told all my homeowner friends because I have a big resource base, and I work in the industry of real estate. I red flagged AHS. I would never want my girlfriends ever to go through what I'm going through.

He looked at the air conditioner and he told me I needed Freon as well as some other little piece on it that was messed up. He also told me that American Home Shield was not going to pay. He had this with other customers. I talked to a representative from American Home Shield and she told me the only thing that they were going to pay for was $10 towards the Freon and charge for the technician to do it. American Home Shield didn't wanna pay for anything like they always do. I ended up paying $438 for the repair plus my $75 deductible. It was highway robbery and I may as well just use my credit card in full and get the things fixed when I needed them fixed.     We're renting from our grandparents and there is an American Home Shield in their name for the home. But anytime we are the ones making the claims. We had multiple problems with certain things. We called out for the AC five times this year and they were just replacing one little piece each time. In the meantime, we were without AC for two or three days with four kids in the heat. That was frustrating. At what point do they replace the unit or service it better? We also had a problem with our electrical box and even though a slot was burnt out, they just moved breakers around. That was fine and it works. But they could have replaced the box because you lose slots and things. American Home Shield's coverage could be a little bit better. But for the most part, we're satisfied.

    Our air conditioner went out multiple times last summer. Our temperatures were 110 plus and we had kids in the house. American Home Shield didn't consider that an emergency so I was very disappointed in them. That was frustrating. I almost dropped them because I was so unhappy. It took us over three weeks to get someone out here to look at our air conditioner. There always seems to be a delay when it comes to the air conditioner. Another thing is when I call American Home Shield, I am on hold for as long as two hours trying to talk to somebody.

    When looking for a policy, look into the response time and customer service. That's huge. Nowadays, you wanna talk to a human being and somebody who is compassionate and who doesn't say, “Sorry, that's not an emergency,” when they're sitting in air conditioning talking to you. That aside, we had another claim with American Home Shield for a leaky pipe on our water heater. The tech came out the very morning after we submitted the work request and he was awesome.
