We've had AHS for a year and a half now. But we had them previously at our last place of residence as well. It's been a great experience. We've had zero issues with AHS and our claims process. We had a leaky faucet under our kitchen sink recently. The claims process was relatively simple. The tech came to the house. Very professional. We asked him to wear a mask for COVID purposes, no issues. The entire encounter took about 45 minutes. He was in the door and out the door. Great service.

The website of AHS is straightforward. We had an issue with one of our fridges. It was leaking water and it was intermittent. The techs came out a few days later after I made the claim and they had to replace the drainpipe from the back. That was something that was blocked. Their service was good and straightforward. The guy who came in was really good, very professional, clean and wiped everything up. I was very happy with that. So far, so good. Everything is great. Very satisfied.

A couple of faucets were leaking by the handle in a guest bathroom and my master bathroom. There were some washers in there that the techs were able to replace and stop the leakage. Everything is working well now. All in all, American Home Shield's monthly fee is high but their claims process is good.

The claims are very easy to file. But American Home Shield's customer service is a hit and miss. 75% they're excellent. The other 25, because somebody has a bad day, then you got a bad day. The only thing that they need to work on is the communication. Let's say there's a claim filed and they send a contractor and the contractor does not send their report to them. There's a miscommunication between their contractors. I could be sitting here waiting for something that urgently could be fixed, but because the contractors don’t submit the information, then they will not move forward. And if they do submission, and if they need questions and can't get ahold of the contractor, then we have to be the one waiting.
Rcently, Upland Pool Supply just came in and wanted to do quick work and go to the next job. Their workload was way more than they could handle. They didn't do their diagnosis properly. They want to do it, ”Okay. This is the problem. Oh, this is not covered. This is a whole new problem.” But it wasn't. They also said it was not in their work order, but it was. I had to contact American Home Shield four times. And they said, "We submitted a new work order. Why are they not doing it?” I googled it and went on YouTube and found the diagnosis. When the contractor came in the fourth time, I told the guy, “I think that this is what you need to do. This is the problem.” I showed him the video. I said, “Just please try it one more time. If it doesn't work, then I’ll contact them and file it as a different claim.” And sure enough, that was the problem and it was resolved after. Overall, I'm happy with AHS. They did their part.

So far, we've been very happy with American Home Shield. They're fantastic. The contractor who came for the microwave that quit was on time. I liked their service and dependability.

My air conditioner was just blowing hot hair. Eventually, someone came to repair it. When they did, they thought they repaired it but it wasn't working again. The first tech didn't check everything he should have. He just assumed that the problem was just one thing. He was a little overworked because AHS had him doing back-to-back calls and it's a small business. We had to suffer through three weeks of no air conditioner. I wasn't happy with that because I spent a lot of money just to buy portables.
Someone who was a little more competent came. They then found that the condenser was bad and they replaced that. I'm very pleased with AHS. It makes me feel very secure knowing they will assist. I would recommend them to anybody.

Mostly, in my house, the issue is always plumbing, and I've been having Up To Code Plumbing come out for four or five years. They are so nice, sweet, and trying to help me all the time. The one thing I don't like is that I can't request it online. I always have to call, which takes a lot longer, and then request them. When I request online, AHS automatically assigns me to Bear Plumbing, and I can't stand those people. They are overpriced and they don't even tell the right thing sometimes. I had a plumbing issue where they said it wasn't covered and then they charged three times the amount that all the other plumbers would charge for service that was at the time. I asked them to leave. The guy that was doing it had an attitude. I got another plumber who did it for a third of the cost. It'd be nice if there was a place that I could say, “Please send Up To Code Plumbing,” when I put in the request online.
Also, AHS didn’t cover something that should have been covered, or I had to increase my coverage in order to get what I wanted. On my tub, there's a toggle switch that can be put up and down in order to drain the tub or plug it up and that broke and they didn't cover that. Then there was some problem with the outside drainage on the part that goes from outside the house to the public sewer line, and I had to get the yard all dug up. It was a broken pipe and they didn't cover that because they only cover what's in the house, not what's outside. That wasn't their fault. But I would have liked it if that was covered because it’s very expensive. But then, American Home Shield's service is pretty good.

Voltz Electrical Service came in, assessed the situation with the outlet, figured out what the problem was, and fixed it. They were in my house for no more than half an hour. Also, they had masks going in and the tech asked me if it was okay once they came in to take the mask off and I stayed upstairs. They were awesome and they made sure everything was clean.

I had a refrigerator issue. I stopped getting water through the line. Then eventually, it stopped making ice. Appliance Tech was great. Communication was good. They were timely and courteous. But American Home Shield, I ended up canceling my policy with them. My experience with American Home Shield has been nothing but a disappointment. I'm just waiting on them to finish this.
I want nothing to do with the company. I've had nothing but issues with them throughout the years. One time, I had all of my air conditioning units replaced at the behest of them offering an upgrade service. Bought brand new units. Cost me over $5,000. Right after installation, I had to have a tech over at my house every couple of weeks, every month, to every couple of months, trying to figure out what was going on with the air conditioning unit. I've had it not even two years and it still doesn’t function properly or as well as my old unit. It gets to upwards of almost 80 degrees in here on a hot day on the second floor. Nobody could fix it. So I kept complaining to them. It was outside of warranty now. I just had enough.
Then, somebody came out to look at the fridge and then never came back and never called me back. American Home Shield never followed up with me about what was going on with it. I had to file a whole new claim, pay a whole other deductible for them to come out and get somebody to work on it. So it's been a ** and I'm just over it.

The pump was spraying water all over and once the techs found out that was happening, they came right out. Based on what they saw, they decided that it should be replaced. So, we're very happy with it. AHS is a great deal. Our neighbors bought their house at the same time we did from the same seller and they also got homeowners warranty through them. They've had a couple of things done with the dishwasher and they've been happy, too.

The vendor American Home Shield sent out replaced the sensor on the garage door. It is comprehensively repaired. Usually, you have the wires running down to the sensor on both sides. When you're putting new sensors, you'll run new wires all the way to the garage door opener. They cut the wires. I typically would seal any exposed wires but they never did that so I'm disappointed with that part. I already knew exactly what was the issue because I looked it up on YouTube. I was thinking these professionals were going to come and rerun the wires. I didn't want to do that myself. But they took a shortcut. I was thinking if I would have done that, I probably would have done it with less time.
With water heater replacement, the vendor American Home Shield sent out came and told us it was the manufacturer's fault. I called the manufacturer and the manufacturer said they understand those water heaters have an issue with leaking. They said they'll replace it for free unless they'll give me a new water heater. They gave me information about how we were to go to the place where we bought it at and get a new one. I said, "Why don't you guys deliver one since I don't need to be involved to go back because that's a waste of my time." I also had to get someone to install it for me because they don't cover the installation. They'll just give me a free one. I called American Home Shield and they said they do cover the installation. But the vendor was trying to charge me almost 1,400 to get it replaced.
I've been spending the better part of five weeks just going back and forth with nothing being resolved. It's gotten to a point where I'm very frustrated. I'll probably just have to pay someone out of pocket because I don't want to use the company that American Home Shield using. That company is very difficult to work with and they don't seem to be communicating well.
American Home Shield comes through on very simple things but when it comes to more complex things, it's been a horrible experience. I have a couple of rental properties. On one property, there was a leak. American Home Shield sent a plumbing company who came and had to cut a hole on the wall. They said they don't patch it. There's a different team that needs to patch it but getting that scheduled was a hassle. I had to call them repetitively. Then they assigned it to a different contractor who came and patched that but I had to chase the contractor down. It took over three months for them to come and patch a hole. But for the smoothing of it and repainting, they don't do that. After all that amount of time, I was thinking what I wasting money for? It would have been cheaper for me to get someone to just do it. You buy a policy for those types of things because you don't want to go through the entire legwork but American Home Shield's process is very cumbersome. Also, some of the contractors they deal with are questionable.
I understand there are challenges all over the industry, especially in industries that are heavily labor dependent. Getting good quality labor is very challenging in these times and there's been an increase in the utilization of these types of services. But there are things that American Home Shield could do to make sure that they are communicating clearly and transparently with their customers and being honest about things, and that's one area where it's very disappointing dealing with American Home Shield.

I called to request Service on my Refrigerator. It was not cooling. It is now 8 weeks later and 3 different Repair Technicians later and my refrigerator is still not fixed or replaced. AHS will not respond to emails, or phone calls, they are a waste of time. I would never refer them to anyone I know. I am now turning my complaint over to Attorneys, and the BBB.

I had a plumbing issue where a valve broke and American Home Shield sent someone to fix it. I've had them for three years and the claims process is fine, but I find that I need to escalate things occasionally.

We had a leak in our furnace and hot water heater closet and I didn't know where it was coming from. So, I called for the plumber and it happened to be a drain of some sort. It took Coffey Plumbing quite a while to get the line cleaned out and everything so it drained, but they got it done. Everything's working great. Now, I can use that area for storage and everything. I had to move everything in my garage because I had water constantly on the floor. Since they fixed it, I have not had a problem at all. They did an excellent job. They jumped right in and investigated it, found the problem, and addressed it. We've had very good success with American Home Shield. I've not had any problems with getting service. They have assigned people and they've called, they've set up appointments and then came out and did it. So, I've been very happy with it.

The service provided by Air Majesty was good. They notified me by email saying they would come in on this day. It was pretty quick. The tech was really professional. Everything’s fine now with the AC. I like AHS a lot. The experience working with AHS has been very convenient. I had another contract. AHS is way better than they are. I'll recommend AHS to anybody.

I've been very satisfied with American Home Shield. Everything has been on point. I made the claim and they sent someone out right away. I wasn't getting any pressure coming out of the jets and I thought a pipe came loose. I called the guy from Varner, American Home Shield's contractor. They came out before and their guy always fixed the problem. I was very satisfied with him.

The garbage disposal went out in the kitchen. I made an appointment and the contractor came out the next day. The tech was very nice when he first came in and the garbage disposal was repaired. At first, though, I thought that everything that they would come out for would be $75 and the first time I had a claim ended up being less, which I didn't understand but I wasn't upset about it.

We bought a house last December. The refrigerator was not cooling properly, particularly on the freezer side. AHS sent a guy out. They sent out a second person to take a look at it. Apparently, the issue was very specific to needing somebody who was authorized to work on that specific GE model. They sent out a third person who was very highly qualified. He resolved the issue, also told me some things about another refrigerator we had and was extremely knowledgeable.
We had a Whirlpool washing machine that the pump failed and it's a front load washer. The engineers did a very poor job of designing this thing because you have to dismantle the washing machine to get to the pump. The only way to get to it is from the back, but the pump is in the front and it faces forward. AHS sent a guy out and he figured out what was wrong with the machine, and then came back later with a new pump and got it put in. I was happy with their response time and the work. AHS gets things taken care of.

American Home Shield is responsive and fast. They do what they say they're gonna do. Recently, a plumbing company came out and fixed the toilet downstairs. Another company also came out for the air conditioner. They said there wasn't enough antifreeze so they put some of that in. However, I don't think the air conditioner is strong enough. I could tell it will eventually gonna need to be replaced. The technician said American Home Shield won't replace it unless there's nothing else they can do with it.

The man fixed my washer but the hose was loose and when I went to do a load of clothes, my basement flooded. The guy came back and fixed the hose. He put a tie on it so it wouldn’t come off again. The overall claims process with American Home Shield could be a little more refined. They get back with you in an equal amount of time. But in this case, I had to wait a whole week for them to come back out.
Somebody canceled my coverage and the reps couldn't tell me who at one point and I was getting the runaround until I started asking for supervisors or managers, and then stuff started moving. But I was on the phone for almost an hour with the first person who told me that they were going to send in a claim to find out what happened and to allow a couple of days. When I never heard back about two weeks later, I called back and I had to go through the same stuff all over again, even though the notes were in the system. I had to do a new contract and then wait the 30 days because I had a washer that that was the service call for and I had no idea that they had canceled my coverage. I had two policies with them and instead of them telling me that they canceled it, they sent the technicians to my other property, which is in North Carolina. So, that was a wasted service fee I had to pay though they refunded me that.

When it was leaking under the kitchen sink, I called in for a claim and the process is good. The plumber said he fixed it, but my kitchen sink is still leaking. I didn't call him back though. Other than that, we've never had any problems with American Home Shield. It's very good and it's nice to have it when you don’t have the funds to fix something, pay it outright.

American Home Shield has made everything so easy. All I have to do is call and they find somebody for me. I don't have to go through the rigmarole of calling everybody. I had a claim that Access Plumbing came out for and they are awesome. They cleaned up more than what they even left. We used them again to hook up our dishwasher.

The claims process has been wonderful. The only hitch in the giddyap has been, recently, when I received an email bill for the $75 that I normally pay. I called and got somebody on the phone and lost the connection. And then I couldn't get AHS back again. So I got the email bill again. Whenever I've submitted a claim, AHS collects the $75 right then and there. I wanted to ask why I got the separate bill. But with that exception, everything else they've done has been really good.

One guy called me and did a virtual visit where he looked at stuff. And in his opinion, there was nothing wrong with neither one of the unit, which I disagree. Finally got a technician out here to look at one of the problems I was having - a washer, dryer, and refrigerator problem. The guy came out, looked at the dryer and said, “The rollers are bad. That's why it's making all that noise.” He went back, put in the order for rollers. American Home Shield denied that request for the rollers, and it's a noise issue and they don't cover that. So I went back and forth between AHS and this Express Appliance company is supposed to fix it. I went back and forth with them for four times and it still isn’t fixed.
The guy that did the virtual visit over the phone looked at my refrigerators. The water came out of the dispensary slowly. He said, “Oh, there's nothing wrong with it. It's just a pressure problem. The water is trickling out. So, that is being restricted somewhere. We're not going to do anything about that because that's a pressure problem.” I don't have a pressure problem anywhere in the house. Just when it comes to the refrigerator. So I'm so frustrated with AHS. I'm not paying them one more dime until I get something fixed. I'm ready to cancel at this point because nothing is getting done. From day one up until now, I can't dry my clothes. I got to go to the laundromat to dry them. And it's frustrating because I have this warranty service that does me nothing.
I had problems with them before where I had to complain to the home office and to the Better Business because there wasn't anything getting done about my refrigerator that I had the first time around. But it took a month and a half for them to fix my refrigerator on the first claim I put in, and I was thinking, “Why do I have to go through all this delays with this warranty company when I pay for this service every month?” So, I'm fed up with the Home Shield.

There were some things that I thought American Home Shield would fix, and they didn't fix. With my refrigerator, they only have coverage up to a certain amount. When having a 10,000, 12,000, $15,000 refrigerator, I wouldn't mind paying extra to get extra coverage and to fix it was just over 3,000. Then the replacement value would have been 10,000, but they sent me a check for 2,700. That doesn't put a dent in a refrigerator that's that expensive. But I should have read. It's not so much their fault that there's a limit on appliances. But if you have nicer appliances, it seems like they would offer you an upgrade for those. Other than that, they've been fine. Everything's been good.

The air conditioner was acting a little funny. I called AHS and the phone call was handled correctly. Then, they got me in contact with Everyday Heating and Cooling and that company was great. The tech came out, I did my $100 service fee, and then I ended up having to pay for Freon, which cost me another 145 bucks but it's okay. Everything went well.

I really wasn't pleased with American Home Shield when it came to my roof. My roof was leaking and the contractor came out a week after I filed the claim. They assessed the roof and then it took about another two weeks. In the meantime, I got brown spots in my ceiling. I called AHS after that week and I said I haven't heard anything. I kept calling the people and they wouldn't pick up. Some of the customer service reps at AHS were really nasty and rude. This one guy canceled my AHS. Also, they were giving me the runaround and they would never put a supervisor on the phone. Then, the gentleman from the roofing company called and he said it was gonna be an additional $475. They came out that Saturday and they charged me an additional 100, so it came to 575. They said the damage got worse. It got worse because they all took their time to get here and I thought that was unprofessional.
But the gentleman from DMV Plumbing & Heating did a great job and was really nice. I had three toilets I needed to have checked. He went downstairs and he cut the main valve off and it leaked water. He came upstairs and he changed the flaps and everything on the first level. Then, he went upstairs and fixed whatever was going on with that level. He went back to the basement and fixed that last. A week later, I went downstairs to wash and I checked to make sure that everything was cool but it was leaking a little bit of rust from the tank. He came back out and fixed that.

I'm loving AHS 'cause I'm not too much of a handyman myself. I can fix some things, but some things, I can't fix myself. So, if something breaks, it's nice to have. The freezer was not as cold anymore as it used to be. The techs got me what I needed and then they came back and put it in. It was a smooth process.

The overhead lights weren't coming on. The repair company called right away and the appointment was set up very timely. It worked out great. The repair man came out and diagnosed it right away, and he replaced the circuit board on the overhead range hood. For this particular unit, you've got to take completely apart to get to it, then you got to put it all back together, then you got to take it completely apart again when Home Shield sent the replacement piece that was needed. The repair man was very good and I have no complaints whatsoever. He was very professional here.
American Home Shield is good to have if you don't have a brand new home under warranty. The previous house we had two years ago was a one-story and American Home Shield did a one-year warranty with all that. We just stuck with it and we just changed from our old house to this one. This house is almost 10 years old too, so it's great now. It's at the right age where you're gonna have things going wrong. When they're brand new, they rarely have something unless you got a lemon.
We've been using American Home Shield since we moved here. We're in the same town, but getting ahold of them, getting a claim made, and the response times have improved considerably than what it was when we first started with American Home Shield. We had two of repair people at the same time, and I was very pleased with both of them. One was for the stove, and the other one was on the air conditioning unit. Both of them were very experienced and knew what they were doing. It wasn't like I had somebody brand new trying to get business started. I was impressed.

My refrigerator wasn't working properly and it stopped making ice, so I called AHS to repair the refrigerator. I spoke with an agent then Brookes Appliance Repair called and scheduled the appointment. They had to repair the control panel and the refrigerator is working 100% fine right now.

The claim submission process is easy and if there's a problem, I can always refer back to American Home Shield about my concerns. We've had a couple of problems with guys coming by that didn't know what they were doing. All we did was ask for another repairperson to come by and do the work and American Home Shield got on that right away. Recently, I thought the fan on my AC was going out, making the squealing sound. The tech diagnosed it and couldn't replicate the problem. He troubleshooted everything and we haven't had an issue. He went upstairs to the air exchange, checked all that and came back outside. Our AC runs all summer long. He said it might have been a relay that overheated and if we had any problems within a week, he made notes of it, he would come back out.
A home warranty is a good buy. I know a lot of people don't put their faith in that because if they don't have any problems, they're just throwing their money away according to them. However, I have warranties on everything that I own and within the timeframe, if something breaks, I don't have to come out of pocket very much or at all. American Home Shield is worth the money. I have to go through a few things with them because they have their standards, but once I understand where they're coming from, I can figure out that they're just doing the right thing and that's how things are. If I was doing a mechanic work, I would get parts too instead of buying a whole unit for anything.

The air conditioner wasn't cooling and I have American Home Shield for that. The renters there are happy about it and I'm happy that they're happy. Austin Heating and Air does good service.

My unit was not blowing cold air. I called American Home Shield on the phone and they put me in contact with HVAC Repair. HVAC Repair called me and they came when they said they were going to. I had to wait for a day but it was not miserably hot. The tech replaced a part and fixed the unit. I don't know how much money AHS saved me but $100 for a repair is pretty good. They did what they said they were gonna do and I was pleased that they fixed it.

I’ve been with American Home Shield for quite some time and this time, I am very disappointed. First of all, this home warranty company went up on my monthly payment. No one asked me if it was okay, if I wanted to continue with my service or not. Someone told me that it was an email that was sent to me. I looked through all my emails and I didn't see it.
The second issue is that I called to have someone look at my microwave. It's been a month now. The person said that I needed a fan, and never contacted me again. I ended up calling AHS to ask and I was told that no one even turned in any paperwork yet. All this time, I was thinking something was happening, waiting to get the fan, but it came to be nothing. They got the $100 and I had to pay that monthly payment, but now, I have to buy a new microwave. I'm on a fixed income and I don't have $79 every month, and not get the service. I pay the $100 right upfront too. This was really bad business.
My third issue is with my air conditioner claim. Lamar, a very nice young man, looked at it and said I need to have it tested. He came back and told me I would need a coil and a coolant and he would let the company know that, and someone should be calling me back to let me know. No one called though. I ended up calling again and asking about it then I got an email saying something about the warranty.
I called the number and spoke with someone that I could hardly understand. He shared with me that everything wasn't covered under my modification and that I would be responsible for 700 and some odd dollars. I asked what American Home Shield would pay for. He said he didn’t know what they were gonna be paying, only what I would be responsible for. I thought about it then called back and asked for a manager. I’d been asking for a manager and every time I asked for one, they said, “Well, let me try and solve the problem.”
The last person that I spoke with told me again that it was gonna be 700 and some odd dollars. I said okay then someone called me from this company and they told me it was gonna be $1,596 to have the repair done. I said, “No. That’s not what was quoted to me.” It angered me. I then called and said that I don’t want the service anymore.
I have not gotten any satisfaction. This young man told me what I could do if I wanted to cash out and they were giving me 600 and some odd dollars for that. I'm disappointed because I never had to go through this before. Anytime I had an issue, I would call and someone would come out and take care of the service, and that would be it. I also told the person from AHS that as a consumer, I don’t feel like I was treated right. I needed to speak with someone in charge that was gonna say, “Well, I’m sorry, this is what happened. Yes, I’m sorry that we went up on your fees and we didn’t ask you about it first, but we really appreciate your service. So, if you don't mind, yes, we've gone up on it. It's okay, we're gonna take care of the situation.” I didn't get any of that and I'm still not satisfied.

The outside AC unit quit working. The contractor was out here and the tech got it fixed. It's doing great. And the kid was very polite. I haven't had that many claims, and everybody keeps saying, "You need to just get rid of it." I said, "No. If my AC goes out, if my water heater goes out, I can afford $75. I can't afford $7,500."

I'm happy with American Home Shield. I've had them for a couple of years and so far, they've covered what I've needed. We have the security of not having to replace appliances or big pieces, the security of not having random people come in here then having to go through three different people with different prices and trying to have a quality reliable service technician. American Home Shield tries to have that.
When a contractor worked on the AC, I wish that they would have made sure it was a complete fix before they left. But they're fixing a little thing then coming back. The technician immediately replaced the thermostat but that wasn't the problem. He came back the next time and replaced some part but that still didn't work. At first, they thought the coil needed cleaned, and now they're looking at it to see if they just need it replaced because it's an old unit. It's the first time I had that and they've serviced me before. They may have a new person working for them that they're trying to train. It's my upstairs unit and my daughter's been sleeping downstairs for a couple of months now. It hasn't been fixed in a month and it would have been horrible and I would be livid if that was the only AC in my house.

Heat Slayer was awesome. We came home from being gone for the summer and our AC unit wasn't working. We inquired on a Saturday night and by Monday, we had the guy heading out here within a business day. He came out and he figured out what the problem was. He said the entire exterior unit is broken and it needed to be replaced. He then inquired with American Home Shield, told them that, and AHS approved it. That's when the problem happened.
It was back and forth for four weeks with AHS. Every time I talked to somebody on the phone asking for an update, it was kind of a nightmare. They kept saying that in 24 to 48 hours, I would get a call from a manager or they would send a list for a buyout. Six days later, I got a buyout option. The machine that they were replacing was $6,000 to $10,000 range and they sent us a buyout for $675. It was a joke. I said that over and over again. I called every day and would be waiting and had to call back.
Finally, at the end of it, the Heat Slayer guy called again. They made him resubmit it for the fourth time, there is nothing new he did or didn't do. They let him go and buy the part from somewhere. He was wondering why they wouldn't let him do that from the beginning. He then installed it but the parts that they had ordered weren't available when that was approved. We had to just pay $3,500 extra for the interior pieces to match the exterior piece.
I felt like every time I would talk to someone, their portal wasn't updated or they weren't reading it into detail enough. Just having their records accurate would be great. Also, none of the people I would talk to were great with English. Sometimes they just couldn't understand what I was saying. And there was never a way to email anyone. American Home Shield, their customer service, and their poor communication were really frustrating.

I have American Home Shield on three of my properties and I like that it includes most of the cost of appliances, but I'm not sure. A lot of those costs are excluded, so when the technicians come on site, they say that, "This is not included and that is not included." I had two claims on both my properties and one of them is not yet done. The one that had been done was an outside leak. The guy came and repaired it, but I had to pay for it, not American Home Shield. The guy who came out said the leak was outside the structure of the house, so he could not make a claim, and we had to pay $450.

I have had very good results with American Home Shield that's why I have it on both of my properties. I will continue to use them. I had a choice of a number of companies when I acquired a new property but I stayed with them. The thing I like about them is the number of appliances covered and the ability to add and take appliances off the policy. For new homeowners, it costs a little bit, but when we had our air conditioning goes out, it paid a whole lot. It works out well if you have a big problem and it doesn't hit your pocketbook. Recently, there was a trouble with the keyboard of the microwave. I sent a picture to the technician with all the information and a picture of the serial number. From my description, he identified what the problem was, ordered the parts, and when the parts came in, he fixed the microwave.

I've had leaks in my air conditioner units and Service Contractors of Texas has come out and fixed them promptly. I ask for one specific technician, Kyle, by name. He's very good and trustworthy and he gets the job done. AHS does repairs cost-effectively, the only thing is that on the website, we should be able to specify a particular contractor for the service that we’ll be having.

My claim went very well. There were three things on the list and the repairman fixed two of them quickly. For my washing machine that quit, he looked at it for five seconds and said, “No, they will replace this because it's gonna cost too much to fix it.” American Home Shield covered the replacement, and I was surprised they were able to get it delivered as quick as they did with everything going on in the world.

My basement floor was getting a little damp in areas, so I called the contractor out. They were timely and did a good job when they came out. I was at work and my son was here and he let them in. They knocked on the door and asked where the heating and cooling system was. He told him in the basement, and they came down and started doing what they had to do. And they let him know on the way out what they had to do. They said that the air conditioning unit was clogged because I haven't used it in a couple of days. So, the tech said he had to clean out the bacterial water that was in there.
I had a clothing dryer that had stopped heating. American Home Shield sent out several people from one company. And every time the guy would come, he would say, “Oh, well, I fixed this. This part came in and I fixed it. And it's not that.” Now, it's something else. So, he kept ordering different parts. And he ordered every part in the dryer. So, I got a brand-new dryer, but I went five months without a dryer last winter. I kept asking them, “At this point, can you just write me out a check for my dryer?” It was, “No, that's the process we have to go through. It’s the process.”
I told them, “This guy that you guys keep sending out, he doesn't know what he's doing. Because he's on the phone with people getting directions on how to put the dryer back together. I don't think he's sure of his job.” So, they sent out a different company. And this guy, when he left, the other guy that wasn't sure of what was going on, said, “You know, I don't know what it is. We've replaced everything on this dryer. I guess we're gonna have to replace this, this, and that next time. And I don't know what it is, but I gotta go.” Wow. So, I called AHS and told them, “I want a different company to come out.” So, a new guy came out and he took apart the whole dryer, put it back together with all the parts that he had already ordered, and it worked fine. The guy said that whoever put the dryer together didn't put a lot of the pieces back together right. It was a mess.
Before that incident with the dryer, I was recommending all my co-workers. “Hey, you're buying a house? Hey, look into American Home Shield. Make sure you have that, too.” But I will not refer them to anybody now because I don't want anybody to go through what I went through. They replaced my whole dryer piece by piece instead of just writing out a check and replacing the whole thing like they promised they would. Every experience wasn't bad. It was just that one time. But as far as it was going on, I'm a single mother and they weren't trying to hear me out as far as I don't have extra money for a dryer right now. My extra money that I pay is for my warranty so I could get things like these replaced without stress.

America's Preferred Home Warranty covers crap. On the other hand, American Home Shield covers a lot more and their technicians are better, more knowledgeable, and not trying to upsell people. When my dryer wasn't working, Sears came right in and troubleshot it. The light switch to know if the door was open or closed, the tech didn't have the part with him, but he ordered it and it came in within a week. They were out here to put it in, and it took them less than half an hour. They fixed my dryer.

Home insurance is one thing, but home insurance doesn't cover your wear and tear on mechanical. So having a home warranty is a lot better than replacing all these appliances all the time. The only complaint I have about American Home Shield is that they don't cover septic after the first year. And for that reason, I'm going to have to stop it because I am on septic. Other than that, we've had our refrigerator and pool pump repaired. Everything has been great.

The seal around the freezer drawer wasn't sealing. AT Appliances came out pretty quickly, addressed it and ordered a new seal. They had it back and put it in in a week or two. I'm having them come back out because part of the new seal isn’t sealing right. They're coming back out this week. The claim process with American Home Shield is pretty simple. The customer service has been fine. The first claim I submitted was online. So, that was easy. Then when I needed to do the callback for the new seal not sealing, I wasn't really sure how the online thing worked for that, so I called and it was fine.
The only real issue I have is they don't give you an option to pay for the full year upfront. Initially, they told me I can pay for the whole year upfront. Then they kept charging me monthly. I talked to four different people on different occasions to try to get that rectified, and it still hasn't been. It's a little annoying. Bu it's definitely worthwhile to have a warranty, whether it's your first time or not. American Home Shield has the best coverage from what I found in the same price range.

So far, we've been pleased with American Home Shield. We had a blow-up on the refrigerator repair. A&E didn't show up. We worked with them. Then, we had to get American Home Shield. As soon as we got American Home Shield involved, then they saw to it as soon as possible and they would be out here to finish the job. It has been repaired and everything’s working just fine.

The microwave needed repair. We had to wait a week or so for them to order some parts for it but they fixed it. Also, the tech was very neat, courteous, and during this time he followed all the protocols for COVID. Everything went well.

The service has been good, but I have a hell of a lot of issues with them. Whenever I file a request for service, it assigns people 1,400 miles away from me and when I call, I get some overseas operator that doesn't understand that I'm in New Mexico. They assign somebody out of Florida and there's no way to rectify it. I spend hours and hours trying to get the right area code in so that they can assign the right repair people. That has happened three times in the last two weeks. I had a claim on my garage door and every time, they assign it to a company in Osceola, Florida. That's 1,415 miles from where I live. I called them and I explained to them. They said they put it up to a resolution board. Then, it would take usually 48 hours before I hear anything.
Also, the last time I had some people do the air conditioning and heating repair, there was no number I can reach an American operator to explain that my vendor is not in their system. I couldn't get the people overseas to do anything about it. I had to go to the vendor and they had to contact American Home Shield through the back door to tell them that they are still in business and they're here. They then assigned it properly. Other than that, they’ve been awesome. Everything goes good once they assign me the right one.

The people American Home Shield gets here are usually good. I know that I can count on them in contacting the right people, which is the best advantage. Our air conditioning usually breaks down on Fridays during summer, which is really bad timing. But this recent claim, A-US Air was able to put me on their emergency because I just went through a cardiac problem. They came the next day to look at the problem but then it took a whole week to get the repair. It took a whole week to get the parts and the people to be here so that was hard. But they've fixed it. They put in a new air conditioning and it was fine.
One thing, though, is that sometimes we get surprised that they don't cover something. I would like to see a clear list of things they don't cover or things that are not covered in our contract. We learned the hard way that the icemaker of the freezer is not covered. By the next year, we will add it and we will be paying extra so it’s covered. Other than that, American Home Shield is my number one place to go to call and it can be any time and any day of the week.

I'm very pleased with the work that American Home Shield has done for me every time I've had to call them. The recent one was when my garbage disposal quit working. I called it in and they sent a repairman out. The tech checked it out and he had to replace it because he couldn't get it to work either. From the time I called until it was repaired, it was two days.

American Home Shield saves me money. I haven't had any issues with them as far as when they send people out. Recently, the refrigerator wasn't keeping cold. A technician fixed it twice and replaced a few things on it twice. But they said it wasn't worth trying to fix again 'cause the same thing kept going out on it so they replaced it.

I got a leak in my faucet and it's the bathroom sink faucet. It's leaking slightly under the base of the faucet that's on the top. The tech from SDL came out. He replaced the washer on the hot water and he said he had it. I had to recall him through American Home Shield. Then I called SDL again and told them that it was still leaking. So they sent him out. He said it's a manufacturer defect. AHS would not take care of it because they said they don't take care of manufacturer defects. I contacted Delta faucet and told them what faucet I need and I need to replace it. They're supposed to be sending me something. But AHS has been good. They replaced the refrigerator for me. I just wasn't too pleased with that last claim with the faucet.

The claims process at AHS has been fine and easy. I had a problem with a water heater recently. We went with the offer. However, my only concern is how to track the reimbursement. There's no real way of tracking that. It just says 10 to 15 days.

It's a little awkward waiting to get a reply from AHS's contractors. But, their claim submission process works and customer service is functional. The last time, my fridge door wouldn't close so my freezer was not useable. It took three days to get a tech and it would have been better to have them out the next day. The techs were very professional, courteous and friendly. With a home warranty, I don't have to worry about major appliance breakdowns knowing that there's coverage if something goes wrong. I've had a good experience with AHS.

It seemed like the AC quit running as I wasn't getting any air out, not even warm air. This nice young lady came out there and said that she was in training. So she ended up calling a guy to get some input. But even at that, she found what was wrong with it, had to go get a part, and came back. Then it turned out she needed a screw that had been stripped, so she went to the hardware store and got that. She did a good job and now, I got cold air coming. I was real pleased with the service and it was done expeditiously. She was out there for a couple hours but I know that you can’t always just take five minutes and fix something. All in all, I've always recommended AHS. When I get asked how I got them, I'd say through Florida Power & Light.

We got the house last year and occasionally, the little sensors on the side of the garage door were triggering when we go to leave and we put it down. So, the garage door would come part of the way down and then go back up. There’s no any rhyme or reason to it. We didn't understand what might be causing it. We tried adjusting the little sensors so we called and the guys came out and they took a look at it. They said that the sensors were old in comparison to the mechanical unit. So, they ended up replacing those and we haven't had any issues since.
The tech was very nice and friendly. They were here when they were supposed to be here. They did their work and they were gone. It seemed like it worked fine for the garage door. We have another pending claim with American Home Shield. Our dishwasher and our fridge had some slight issues. So, we called and they sent a technician out and he ordered the parts. So, we're waiting on the parts to come in.

Having AHS is very economical. You pay that one upfront charge and you get people scheduled promptly. And the contractors come out, do what is needed to be done and it's just little disruption of your life. It solves a big disruption of your life. And it's excellent service. I have done online requests before. I liked the website. The first time I used it, it seemed easier. But the second time, I wasn't sure my request went through. It didn't seem like how you get a confirmation on the website. Like, “Okay. We got it. We're working on it.” I didn't get that, because I was questioning. But I was thinking it went through, then somebody called me, so it was fine.
Our toilet, when we flushed it, was running back in the bowl. Once it filled up, it continued to fill into the bowl and it would make this screeching sound until it got to the point to where it filled, then it went into the bowl and would fill up. I bought a replacement kit for our flusher thing. When the contractor got here, I said, “I went and bought this because it was a replacement kit of what was the brand that was already in there. So I thought it must be a pretty good brand.” And the tech said, “No. That's way too complicated.” He brought his own and it took him five minutes. He replaced it. I was laughing because I was like, “Dang. He could be one of my brothers.” He was like, “No. You don't need anything that complicated.” Everything he put in there has worked fine. And I'm sure he deals with people who don't know what they're doing and think they know what they're doing. He was nice, in and out, and we've had no trouble since.

We have a Zenith microwave over our cooktop. It was not venting properly so the steam got inside of the microwave and corroded the touchpad. When you turn the air vent on, it shuts off, and it reads that there is an error. The technician said that it normally happens over time. It’s the way that it's installed. He had to take the microwave apart and order a part, and we were without a microwave for about 10 days. When the part came in, they fixed it and it’s been fine ever since.
I thought that when you call in a service and you have the same problem within 60 days, American Home Shield is supposed to send somebody back out. We had an issue back in June where when we came home, we noticed that the AC unit upstairs had shut off. On the panel, it told us that it was the circuit breaker. We called in a work order and it took their contractor over a week to come out to look at it. This was during the summer. When they came out, they looked at everything and said everything looked fine. Five hours after they left, the circuit breaker tripped again so we called for that.
The one place they didn't go to was in the attic to look at the furnace. But they wrote on their paperwork that they did that. My husband went in the attic to look at the furnace. There's a pan underneath the furnace that catches any condensation that backs up. It was filled with water. We shut back all the water out and he started looking at what the problem could be. The AC unit ran fine for about a month then it happened again, except this time it didn't trip the circuit breaker. The AC just shut off so we called them back out. I went online and told them that I had the same problem. But I still had to pay because I was at day 31. Had they checked the furnace the first time, they'd have been able to see that. The line that pushes the water out was backed up. All the thing they did was they took a machine, blew air through it, and unclogged it. Had they done that the first time, I wouldn't have had to pay $200 for them to come out.
The company we use for the AC service is ARS and they come out every six months. They said that's normal and that's not something that they typically look at unless we say we have an issue with it. I asked how do we prevent it and the only thing they told us was right before summer season, when they come out and service it again, they’re gonna pour some bleach down it to make sure no algae has built up in the pipe. I can make it a routine, pour bleach down and make sure algae doesn't build up in that. But it cost me $200 for that bit of information. I could have went out and bought a bottle of bleach and made that happen instead of that $200.
It’s hard to maneuver through American Home Shield's customer service. They almost make it so they only want you to do things online. But I would recommend American Home Shield to a friend because if I’d have paid out of pocket without having a warranty, it’d been far more than $200 to get the AC unit repaired or for somebody to even come out and look at the unit to tell me what was wrong with it.

My toilets were all backed up and they flooded over into the basement. Murray’s came out and they were fantastic. But I’m not happy with AHS because I had to get an air conditioner put in in the beginning of May and I never got it until July. They were forwarding it to people who said they were ordering but they weren't. AHS is incompetent and terrible. I’m not gonna stay with them that long. They dropped the ball so many times and it was disgusting.

I was extremely happy with the service. Getting it set up was quick as well as easy. There were no obstacles and they made it available to my schedule, which was awesome. Nick was the person that came out. I continually got notifications and I was sent a link saying where he was and when he was going to be here. American Home Shield had a tracker that said where he was.
When Nick got here, I had some questions on a repair that also needed to be done that was not covered. He made it very clear as to what would be needed and gave me the pricing. He was very personable, wore his mask and was easy to come in and do what he needed to do. It was quick even though I had several locks to redo. He took care of the problem that I've had for two years, which made me excited. It was a good experience. I recommended American Home Shield to my son who just bought his house. He also had to call someone out and he was asking about the reliability of the contractors that were sent.

I had two situations in the last 90 days, one of which was a service that we needed for a dryer. American Home Shield sent me the name of a contractor. They also sent me information that said if I wanted to speed this up, we could do a virtual diagnostic. They had me take my cell phone and get information from the dryer. I was told, “Okay. In two weeks, we'll send someone out to do the repair.” Two weeks later, somebody showed up for the repair. He said, “Okay, I just diagnosed everything. Now, I'm going to order the parts. It will be another three weeks before we can send someone out to fix it. So I called the warranty people again and said, “This is unacceptable. We got to do something." They came up with another guy who came out the next day, had the part on his truck and fixed it. It depends on the contractor AHS sends me to.
AHS could do a better job of vetting their contractors. They could find some way to make it easier to reach the contractors when I have an issue. When I call and I want to report a problem, “Hey, I'm in the week five of trying to get the dryer repaired,” all I could get is someone who is essentially a salesperson. And I say, “I want to talk to someone in customer service so we can get this worked out.” It took no less than half a dozen phone calls to get the right person to show up to fix the dryer. That's not the worst of things. I can take my clothes out to the laundromat and get them washed. But it shouldn't take five to six weeks to get that done. And the important thing is this, it leaves me with the feeling that they want to make it so difficult in terms of the response, that I just won't make claims.

My refrigerator went out on July 26th and American Home Shield wasn't able to get anybody here to work on it until August 23rd. The contractor, Optimum Appliance, has come out to repair it twice and the freezer on my refrigerator still doesn't work. I would have been better off to just call the repairman myself. I could have had this service done before it cost me hundreds of dollars to eat every meal out for a month.

My water heater got busted so it flooded the house. I called American Home Shield to notify them and it was very easy. The staff were very professional. TBL was good, too. They came in and did whatever they had to do. But after the guy left, my wife was using the dryer and we heard a funny sound coming out from it. I called them and they suggested that I call American Home Shield to let them know that. So, the guy came on Friday and looked at it. He said something went out so, he was going to submit a report to American Home Shield.

When my oven didn't work, I phoned American Home Shield and they responded right away. The tech diagnosed it quickly, but the first part didn’t seem to work, so he came back out. Apart from that, he was very efficient, professional, and timely. He knew what he was doing and I was very pleased with his work. Overall, I would go back to the people that helped. American Home Shield should also continue to use them because they're really good.

I like American Home Shield. I got multiple properties with them and they save me a ton of money. But I wish I could pay extra to have same day service. That's the only downside with American Home Shield. I had my furnace go out in one of my rental properties, and it took the contractor three days to get out. I had to go buy space heaters and I didn't want to pay it. It's expensive to get HVAC or anyone out for emergency services. If American Home Shield offers the option for an emergency service, they would change the game. I would do a monthly subscription or pay a fee for that.

We've had AHS for at least eight years and they've been pretty good. I would certainly recommend them. Our experience submitting a claim with AHS has been good. We do it online. Then, within a couple of days, we'll get a text back saying that it's been assigned to a contractor and that they should be contacting us shortly. The quality of the contractors has been great for this residence here. But we had one issue at our other residence. The technician was rude and nasty to me that I reported him to American Home Shield. But other than that, the techs have been fine and professional. They come in and they do the job just fine.

My garbage disposal was making a funny grinding noise. It wouldn't spin or grind and it sounded like the motor was burned out. The techs were here within hours. They inspected the unit, went out to the store and came back with a replacement unit which they installed. They were done within three and a half hours from the time they got here. We were happy. We've had two claims with AHS and we've had good satisfaction with both of them. We consider the warranty a worthwhile investment.

Most of the time, it's a good experience. Right now, I got an air conditioning. American Home Shield is sending the same guy over for the third time to see what the heck is wrong with it. It was fine for two weeks. Now, it was fine for two days. It started all over again. But it's nobody's fault. It’s just they don't know what the hell's wrong with it. And it is very strange. The air conditioner shuts off and we go to kick it back on, we couldn’t do it. I would go outside and tap the thing and it starts it. That's ridiculous. Last time he was here, they replaced a part the first time. Second time, he tightened every one in the darn place.
One thing I don't like that they’re doing now is they are using refurbished parts. That is not as good. It’s just gonna break that much faster for refurbished parts. That's going to be a problem down the line. Everything's digital nowadays so everything's breaking. But if something breaks, it’s worth having AHS. Washer, dryer, dishwasher, I have everything on it.
When I bought this house 20 years ago, when stuff started to go, I got my money out of AHS. I paid 75 bucks, and they have to pay the rest of it. And if it’s the air conditioning like it is now, I've paid $75 for the first two times. But this time, I'm not going to pay anything. They’re gonna come back. For $150, they replaced the part and whatever else they got to do here. So it works out.
They paid for a new hot water heater a couple of years ago. I paid $200 out of $1,000. People say, “Why do you have that?” You only need one thing a year to go wrong and it's worth it. And you have that security of knowing that you're not gonna have to lay out 1,000 bucks just out of the blue. Because they will pay for parts and will pay for everything.
Contractors came and replaced things a lot. The dishwasher, one time, the panel wasn't working. The stove, another time. This is all new stuff I got. The garbage disposal, they replaced a couple of times. AHS gave me replacement value when I put a new dishwasher in so I went out and bought even a better one. They wouldn't give me the replacement value for my stove. And now, my washer and dryer, no, because they were really old. But some things, they do good. Like my refrigerator now when I’ve had to get it replaced, I bought a new one.

The AC quit working and cooling. Mays Heating replaced a new fan motor. Now, it seems like it's vibrating more than it used to. That could be just because it's a new motor and it isn't perfect but otherwise, it's cooling fine. The only thing with American Home Shield is the amount of calling they're doing to try and get me to renew it. I'm up next month, and they were calling about three times a day until I finally got mad at them. It got very frustrating. So, I told them, “Don't call again.” I don't think they have but I don't know if I'm going to renew yet or not.

I've been dealing with American Home Shield since 2005 and I had a few little issues here and there but I like them. My air/heating unit went out in July and I just got that resolved about three weeks ago. I was without air for months and I was trying to be patient. They kept sending people out there. I was paying money out of pocket and I was getting ripped off. I called them and I addressed my opinion about it. The last representative I talked to helped me out big time. Even though I got some good service and my issues were addressed on everything else I've had, you have to wait a long time for a contractor. I never called and complained. I just waited. But this time, it affected my family because I had family here from out of town, and it was bad. But they were cool about it too.
Air Perfect was awesome. They were the ones who helped me out from when I first moved into the house. But Grant’s Heating, Cooling & Electrical ripped me off. The guy went in there and told me that my unit needed to be cleaned out, which I got outsourced in July. American Home Shield let me outsource because they couldn't find anybody to come out. This one company came and charged me 90 bucks to clean the system out. But I realized three weeks later they didn't do it. So, Grant’s Heating and Cooling told me they needed to clean the coils and charged me 200 bucks but they didn't do anything. It didn't need cleaning and they just ripped me off. The worst part about it is they supposedly came out and cleaned it. I didn't wanna deal with them anymore, so I went to the outsource company again.
I called Grant’s Heating and Cooling and told them that I didn’t need them to come out anymore. The lady said that the repair guys never finished cleaning my unit. They ran out of solution and asked if they could come back out and clean it that day. If the lady did not tell me, I would’ve thought it was finished clean. They treated me like that, lied to me and had me thinking that they had finished the job, and when I told them I didn't need them, that was when they tried to clean it up.

The dryer made a really horrible loud sound like it was going to explode and we saw that there was a leak behind the refrigerator. We put the call in to American Home Shield. I spoke with the tech from Broncos Appliance and I had to explain the whole thing that it was our son's house. Our son was in Haiti and I didn't want the tech to come out until he was home. The tech was super flexible. He took down all the information. At that time, we weren't sure what day our son was coming in so we gave him an approximate time. It took two days to get it all together and my son was very happy with him. He was a really good guy and communication was easy.
But the process after, with American Home Shield, was much trickier and a little frustrating. Getting the dryer fixed was great but when they said the refrigerator couldn't be repaired, that took lots of phone calls. They had the wrong information in the system and when they finally got the correct information in the system, it took a long time to get the reimbursement. The reps were super helpful, though. They called back multiple times to follow up and see if we had gotten what we needed.

My air conditioner wasn't not cooling and the outside unit would not come on. I called American Home Shield and customer service was very good. A service was set up for an afternoon, which I wasn't happy about. But the contractor had a cancellation that morning so I was able to get my air conditioner fixed at that time. The tech did some diagnostics and found out that the problem was the thermostat. He replaced that and now the air conditioner works beautifully. The repair made things tolerable because it was very hot. Without the AC, it was hard to sleep and to do much of anything.
For the most part, I've been satisfied with American Home Shield. But it's my understanding that their service is supposed to be seven days a week, regardless of the day of the week or holiday. When there was an issue that happened on the 4th of July, they told me that no one would be out for two days because of the holiday. That was not acceptable. I'm paying for a service that’s supposed to be there 24/7.

We've had a few claims with American Home Shield. For the most part, they have gone pretty smoothly. There was one where we had an issue, but that was resolved. We also had great experiences with their technicians. The last one that came out was Integrity Plumbing. I request them when I have plumbing issues because they're so good. They came for a drain backup and their technicians snaked it. They did a power wash to the inside of the drain to get all the gunk cleaned up.

My furnace worked but it was letting out a high level of carbon monoxide. So, I thought I would need a new one. I just happened to have been on my account. I like to check all my coverage from time to time and see what everything gets covered. I saw a notification that our American Home Shield was offering a free pre-season heating inspection for the furnace. And I said, “Well, that’s right on time.” So, I applied for that. The first technician came out and looked at the furnace. He cleaned it out for me and changed the filter because I didn’t know how to change the filters from the old furnace. He did a full inspection, and checked all the electrical. Sure enough, he confirmed my concern that the furnace was emitting a high amount of carbon monoxide in the house. It scared me. Because I just had it on a few nights prior. I had no idea at that time. So, he told me initially it may need to be replaced. I notified AHS about that.
AHS sent out a second technician just to confirm that the furnace is gonna be replaced. He was able to fix the problem. He told me, even though it's an older model furnace, I don't have to replace it yet. I was happy about that because that was a $2,500 bill. Because I’ve replaced furnaces in the past from the other homes that I've owned, and it’s not cheap. And that was even before I knew about that a home warranty existed. It saved me thousands of dollars. I loved AHS' and the vendor's professionalism. They're very friendly. And whenever I had any issues with my appliances or any plumbing issues, AHS sends me someone out right away, sometimes the same day. I love that.

All Brands Appliance Repair has been here for the washing machine and the dishwasher. We're getting ready to call them back. The repairman came over and it was throwing a code. So, the washing machine wasn't running. He got inside of it and he said there was a connection that was loose. He kinda plugged it back in and it started working. But then recently, it wiggled loose again. So, we're gonna call him back and ask him to come and do a better fix for it because it still keeps coming loose. I don't think it was fixed because I still got to go in there and do the same thing he did. That’s not a fix. That's just knowing what the problem is. I knew where to go look to be able to get it running again. But he should have done something to tighten up that connection that it wouldn't come lose. As far as the dishwasher, there was something clogging it.
All Brands has always been good. They've been here several times for other things and we don't really have any issues. As far as American Home Shield, if you have to call for customer service, it's terrible because it’s going to a phone bank overseas and those people are just reading out of the script. They don't help you out at all. So, we had an issue before with that. Online, as long as everything goes smoothly, there are no problems. When you call, then that's totally different story. They should not be farming the phone service out overseas because those people don’t know anything.

I had a claim for my garbage disposal and I was satisfied. The guy was good. He came in and changed my garbage disposal because it was leaking from the bottom. I was happy that they didn't say, “Oh, you have to buy your own,” or “We're not going to change it.” That was good, at least this time. In the past, I had a really bad experience. I was about to change the company. It was that bad. They never changed anything. They kept repairing and repairing and when it was time to buy new one, they said, “Oh, we don't buy it for you. You buy your own. It doesn't cover your insurance.” We ended up buying our own appliances, which made us upset. If I have complaint for something, American Home Shield needs to come and fix it. If it's not fixable, they need to change it and I don't have to pay out of pocket because that's what I'm paying insurance for.

The contractors that we've come across have done a good job. But that has given us a little bit of anxiety in the past. When we research on who's coming out to help, the reviews hadn't been the greatest for those folks. We had a good experience with one particular vendor but others did not. We were like, “Are we gonna be like the unicorn or is it gonna be something similar?” Luckily, we were the unicorn. Recently, I warmed up some pizza, went upstairs to put my infant down for a nap, and came downstairs and the glass on our oven door was completely shattered. I didn't even hear it burst. We put in the claim on Friday. PJ Appliance spoke with my husband on Sunday. Their tech came out that Monday, replaced the glass, and was in and out at about 10 to 15 minutes.
We always recommend American Home Shield and talk about how simple it is. The claim fee is very reasonable especially for the amount of work that we had done in the past and everyone is just super-super. I like the fact that I don't have to call and be on the phone for hours. I literally can just put in the claim on my phone. The convenience of it is really helpful. Then although everything in our home was new when we got it, it's not new anymore, so it's nice to be able to have that security.

I was gone for the whole day and when I came home, I walked in the house and I smelled wires burning. I walked in the hallway and in my bedroom and it was strong. Then I heard something strange with my unit outside, so I turned it off. I thought it froze up because I didn't know if I had a leak, and so I turned it back on. It made another funny noise and then the burning smell got stronger. I went and turned the main breaker off and I called the fire department as I wanted them to come out to make sure I didn't have any hot wires. I knew it was electric, I just didn't know what, where, or how. I kind of figured it was the air condition, but I wasn't sure. The fire department came, did an assessment, put in the walls, and made sure nothing was heated up. They said I was good.
I kept the breaker off. At that point, I called the home warranty people and I explained what happened. There was one company that they assigned me to that I wasn't very impressed with. It was an expedited situation, and I was waiting and hoping that they would reach out to me, but they didn't. I called back and talked to Home Shield. I told the lady that it was a critical matter as I didn't have any power in my house because of what I was smelling and that I want to make sure it's checked out before I turn the breaker back on. She tried to see if she could find somebody, and she couldn't, but she really worked hard. So then she said she would escalate it to expedite it and she would try to get somebody. Here in Louisiana, we just had Hurricane Ida so I understood that it was complicated to get people. They texted me Sunday and said they finally found somebody. He came out Monday.
I had two breakers off, the main breaker for the air condition and a 220 plug, which I didn't realize till later, that controlled the plug in the attic to the unit. I told him that the main breaker to my unit has been off all weekend. He went in the attic and turned it on. After seven minutes of that box being on, it sparked fire and the blower that was inside it malfunctioned then the trip switch on it that was supposed to set it off, did not. He ran down the stairs to run outside to the main breaker to shut it off. He was nervous. But even though it was a critical situation, he was very calm, professional, and he was sharp thinking.
He went back up there, took the whole blower box out, and brought it outside to fix it. He went through the process, call a supervisor, and they went over everything. He came to me and said that the blower was bad and instead of it shutting off, it kept heating up, that was why the wires were burning and it caught on fire. He even showed me the wire and said that the little paper thing that's in the middle of the wires was the thing that caught fire. He got another part and fixed it that day. He stayed till everything ran for a while.
He took his little thing and checked the temperature and all of my vents to make sure the temperature was good. He went outside and checked my unit thoroughly. He found that I had a leak, which was another problem, so they sealed that up. He also put some more Freon in, and once again, he stayed around to make sure everything was running smoothly. I was very pleased. I would recommend them to anybody that I know that may need service. Also, the service with the warranty people was very proactive and very concerned that the initial person they contacted the first time did not contact me, and they really went into double-time trying to assist me to get someone out here.

When I initially contacted Home Shield, I was told that we would do the claim either by phone or through the website and everything was gonna get solved and we would be communicated. But in the last four months, the experience has been completely the opposite. We had an issue with air conditioning in our rental property and it didn't get solved almost two months after the initial claim and after three different contractors. It was horrible. Nobody was following up and I had to call twice a week every week. There, there was a broken toilet and they didn't repair it after a bunch of back and forth.
We had a contractor who didn’t fill out the report back to AHS. It wasn’t until after a week that I was following up that AHS said they didn't send anything. They said they would try to get ahold of the contractor and call me back the next day but they didn't call me back. I had to call back and then they assigned me another contractor. That type of thing happened several times. We're pretty disappointed and reevaluating if we’re gonna renew for next year.

I'm a real estate agent and one of my clients is an American Home Shield client. I was impressed with the responsive service AHS gave them when they were having issues with an air conditioning unit. So, I started to use them versus the company that I worked for. My rental is through American Home Shield and so is my main home. Recently, the refrigerator wouldn't cool and the freezer wouldn't freeze. On the first five times, Watkins came out to fix it. They replaced the compressor and did a whole bunch of other stuff. But they were unable to fix it. So, I was beyond frustrated as we were without a refrigerator and freezer for over a month. I called the customer service of AHS, told them what happened, and asked them to just give me a new refrigerator. They said they'd try and do something. They also said they had to have another company come out.
So, a tech from Able Heating and AC Appliance came out. He looked at it and the following week, he sent his partner out and he said that they needed to recharge and drain the refrigerator over. He thought it was a leak in the line and he was here for about two and a half to three hours, then it started to work. And it's working to this day. But after the service that we got, I can't have my clients going through what I went through and I'm definitely not going through that, especially if I'm paying AHS close to $10,000. I do between 20 to 25 deals a year, each of those on my buyers to buy them a home warranty. This year, I've spent about $3,000 already promoting American Home Shield and that's not including my two houses. I'm getting ready to cancel.

I’m glad we got a home warranty because we got a refrigerator. It worked out. My only thing is the guys that brought it did not wear masks. I have MS and I can’t have any of that around me. However, everything else was wonderful and I'm very satisfied. I would tell friends to go for American Home Shield's service. They have absolutely nothing to lose and everything to gain.

Got this warranty on a new home purchased. Within the first two weeks of owning the house my A/C broke. I had not received any information for the home warranty and the house is in Texas where it was 95+ when it broke. I paid to have the A/C repaired and called the warranty company when I got their information. Was told that they refused to reimburse me the repair and that I should have called them first despite not having their information.
Spend more than 30 minutes on the phone trying to explain to someone in India who didn't speak English my problem and then, once she understood my problem, had a supervisor "explain" to me how the process works (i.e. I should have called before the repair even though I let him know that I didn't have the information. This guy said "Let me explain to you" about 15 times like I'm stupid and every question I asked of him, instead of answering it, said "I understand..." which just proves he didn't understand but he was fast to ignore what I was saying just to spit that out afterwards. Please avoid this horrible, poorly rated, money grubbing, low life company.

All three of my lights out in the front of my house had gone out. I called and opened a case with AHS. The rep I spoke with was good. It took two days for the techs to come out. They were knowledgeable. They were not very talkative, but they knew what they were doing. It turned out that, surprisingly enough, all three lights had blown at the same time, which is not something I would have expected because there was no breaker tripped and there were two bulbs in each light. So, the fact that six bulbs went out at one time seems very unlikely to me, and I work in electronics and I've spent years working on electricity, and I just never went and checked them because I don't change bulbs that often. He was saying it could have been lightning. It's been working fine since then. Haven't had a problem with it.
I also had a problem with my air conditioner but it took AHS about a week to get somebody out. That was a little excessive for me. But the tech came out and did the work and fixed all the problems that I had. The guy was really nice, very intelligent and worked with me. I was talking to him about something that I want to do later down the road to be able to make it simpler for me to blow out my ducts to make sure if anything clogs up, it would be easy to fix. He said, "I can take care of that." It wasn't really any cost to anybody and he was very supportive and knowledgeable.

\A tech came out and checked the refrigerator. He unplugged it and told me the compressor was locked up. He got back with AHS and AHS wanted another opinion. Another guy came out and he said the same thing -- that the compressor was locked up and it was not fixable. AHS sent me some stuff to look at refrigerators, but the one that I want is not deliverable in my zip code so I was gonna call them and see what I need to do.
Another claim is with the AC and it's been out since August 25th. The AC guys said that the part has been ordered and they're waiting on it. But it's a week and a half late from when it was supposed to arrive. It's a medical emergency that they get my AC fixed. My husband had surgery on August 13th and we're staying at my son's house, which is not set up for a handicapped person. Also, every time I try to talk to somebody, I tell them I want somebody that I can understand because they've all got accents. I've even asked to talk to a supervisor and they said they would call me back in 24 hours and not once have I had a supervisor call me back.

AHS is very responsive. They do everything they can to fix the equipment before they consider replacing it but other than that, they're great. The claim process is automated and it's very simple. The one problem I had was I needed to try to relay additional information. I had an issue with the sump pump and the plumber needed to know that the issue was with the electrical part of the sump pump. I was able to relay that, originally, on their paperwork. Then, the plumber from A&B Plumbing and Home Services came out texted me and I told him that it was an electrical issue. He still came out and resolved it. It was still a plumber-resolvable issue, but the automated process didn't allow me to include additional information.

We requested to change our locks to be safe so At Home Keys came and did that. It went through American Home Shield and they said that it was covered, which was why they set up an appointment for me. AHS is very quick in responding, easy to work with and nice.

My thermostat kept setting itself to 85. The contractor replaced it. The technician was very nice. Everything works now. It's easy when I need a repair. Having American Home Shield is a peace of mind.

American Home Shield has been a really good experience and I'll stay with them. Recently, there was a leak behind the wall in one bathroom, a leak in the faucet in the other bathroom, and the water heater was leaking through the whole garage. The plumber who came was excellent. He had some tools with him and got the issues fixed. He replaced the water heater.

I've been having issues for a good six months and I had called other companies but no one was ever able to tell me what was going on. I switched over to American Home Shield because I wasn't happy with the service that I was getting. They were able to come out and say what the issue was and they took care of it. As of now, everything is okay. The response time with AHS was quicker. The first person who came out said that they were going to come, and they came and was able to diagnose what was going on. Overall, the monthly fee and the fee that I pay when a technician comes out are more. But if they can come out and tell me immediately what's going on and the problem's taken care of, then it's worth it to pay whatever amount that I'm paying.

The air conditioner line outside our unit kept freezing. I called American Home Shield and they sent the contractor's location and phone number to my email and texted it. The contractor's service is good. They already fixed the issue. Something else had to be fixed following what they fixed when it was broken, and they came out and there was no problem. There were no extra fees. And each time they came out, they told us what was going on and what they had to do follow-up. Go ahead and sign up and use AHS' home warranty.

We have an old clay roof and we bought the homeowners insurance in case we had a leak within the first year of us living at this home. And sure enough, our roof started leaking after one of our first storms. But AHS wouldn't cover anything because they said it was pre-existing damage, which makes no sense. We also have horrible septic issues and we've put in three claims through AHS. We paid $75 every time to have the techs come out to the home to inspect and they gave us nothing for our roof or for our septic. They were just rude and it's been absolutely a nightmare dealing with the customer service. Every time I call, everybody gives me different information. I'm a very easy-go-lucky guy but I am beyond dissatisfied with this company.

In my last house, I had a lot of issues. Sometimes I had to involve making three or four phone calls in the beginning, but after a while, American Home Shield would fix everything. The big thing was they'd have to cut a hole in the wall to get to the plumbing to fix the leaks, and the issue was fixing the hole in the wall. The one time, they fixed it. The other time, there were bigger holes, and they didn't fix them. The first time, I said, "I thought you fixed everything?" They said, "Well, they don't take care of fixing the holes in the wall." That was minor. I had to have the furnace, the air conditioner and other things replaced.
When I sold that house, I got this house and I got American Home Shield again because they were good about fixing things and doing things. Now, for the air conditioner and the furnace, I had to put out some money, but for the most part, everything was covered on the other stuff. I'm a widow and I don't have anyone in the house to fix anything. The great thing about American Home Shield's service is that if something doesn't work, one copay, and they come in and fix it until it's done. They always say I can do request for service online, but it's easier for me to call and tell them what's wrong.

At first, I had an issue finding where I could file the claim. I recently opened my contract and the previous property owner who also had American Home Shield was still in there. I had to remove that previous contract and then bring in my new one. Once I did that, I was able to file the claim online. With my plumbing issue, the technician took about an hour to address it. The service worked out great and the problem was solved. For those who are getting warranty service, consider or reconsider some of the additional options. For example, I'm paying extra for icemaker coverage on my refrigerator because I know that in my Samsung refrigerators, the thing that goes bad on them is the ice maker.

I love the service. We have a policy on our house in Florida and a policy on our house in Ohio. We've had a couple of things go bad, and they fixed them right up. I call them and the contractors are here. They even had to replace our complete air conditioner and furnace here in Florida with no questions asked. But with one claim, American Home Shield is kind of balking on a little bit. It was an emergency. We had no water 'cause we're on well. When I bought the policy, I told them I wanted coverage from the well pump in the well to the faucet. They said everything was covered. Then they sent me a text and said they don't cover switches on pressure tanks. I called them back and talked to somebody in the escalation department. They said that's covered so I called the technician back and said to do it. But he sent me an invoice for 574 bucks and told me American Home Shield won't pay for it. They approved it, but after that, they said they don't cover it and kept my $75.
It all started with a phone call to set up the appointment, and it went downhill from there. I hate the call center 'cause they're in Philippines and you can't understand anything they say. The girl wanted to argue with everything I said. I was in customer service for many years and if I had talked to a customer like that, I would have been out of the job. She would put me on hold for a couple of minutes then come back and say, "You don't understand." She kept saying, "You can't get fixed till 48 hours. No problem." I said, "I can't be without water for 48 hours, ma'am." They're reading off a script. I asked to speak to a supervisor but she said they have no supervisor. I asked her if I could speak to someone in United States and she said there was no one in the United States. I told her I needed to talk to somebody who knows something because she was not answering my questions but she hung up. It was almost an hour getting through all that and I had to call back.
We were in Ohio and the lady that I talked to in the Philippines gave me a contractor that was in Dayton, which is over three and a half hours from where we live. I told her they're never going to come here and got real stern and said there is only one in Ohio. The escalation department in the United States called me back and the girl was fantastic. She had it all figured out. She said it was not 48 hours, it was less than 4. While I was talking to her, the contractor was calling me to set the appointment up. They were there in an hour and had it fixed in an hour and a half. Once I got ahold of somebody in United States, it was taken care of.

I've had two service calls with American Home Shield since I've had them, and the first one, with the appliance repair, went great. The guy came out, did what he was supposed to do, fixed the appliance that needed to be fixed, and everything went out fine. That turned out fantastically. The second one was the most recent. I had clogged up drain pipes with my air conditioner and technically, American Home Shield sent their guy out. This was a situation where the gotchas came into play though. The repair company said the compressor had gone out and they'd fix it, but I was gonna have to come out of pocket. It was an exorbitant amount of money because my system was older and it used the old refrigerant that they don't make anymore.
American Home Shield mentioned something to me about a cash-out option, where they would take the money that they would have spent on the new compressor and everything else to repair it and they would give it to me as a cash-out option for installing a new system. I live in Georgia and we got a freak heatwave. Long story short, I had a new system installed last week without any help from American Home Shield. I'm still waiting to hear back from their cash-out department to find out what that's about, and it's been over a week now. This last experience wasn't that great. With all these home warranty companies, I've used two so far, and they send the crappiest contractors out.
If people do the appliance plan, that's great. They get good value for that because they're getting the appliances fixed. Anything else that's more complicated though, it's always been easier, better and probably even cheaper for people to hire their own contractor. That's in my experience, having dealt with not just American Home Shield, but home warranties where they have to send a tradesman out to do something that they can't do. Usually, the people that work with home warranty companies, contractor-wise, are gonna find ways to stick it to the consumer because they know that they're in a bind.
The contractors don't make a lot of money doing home warranty calls and they're going to try to find ways to get the consumer denied. The home warranty is not going to cover it, but the consumer is sitting here with a broken air conditioner, clogged up pipes or whatever. What is the consumer going to do when they've got somebody sitting there saying they'll fix it for them, but it's going to cost X amount of dollars and they're in that state of mind where they think, “I don't care. I just need my toilet to flush.”? They pay three times for them to clear the drains than they should've paid because the contractors are shady.

In American Home Shield's warranty program, it specifically says it covers if something wasn't installed properly. It turned out my AC unit wasn't installed properly. Therefore, they couldn't clean the coils, and they wouldn't cover the cost. I had to replace the whole unit which cost me $7,000. Needless to say, I'm not really happy with them. When I replaced the AC unit, it was mounted on the ceiling, and the ceiling was wet. Dimitresse Construction was sent to verify if there was a leak. But it didn't turn out like that. They did everything they could do. However, I won't be recommending American Home Shield moving forward for anything.

American Home Shield's website was very simple and easy to use. It only took a couple of clicks for me to make a request. Spiders had been making webs in my doorways and that was a big concern. I was then called to see exactly what it was that I wanted to spray for and to make an actual date to come out. The tech who came told me that it wasn't a good idea to spray for the spiders themselves but to spray for the bugs that the spiders like. He did that and he also cleared all the spider webs in my three doorways as well as the rafters around it. He also did maintenance right inside of my home. He was polite and well informed. He did a wonderful job. I told three people about American Home Shield and two of them signed up for their service.

My microwave wasn't working. The buttons on the panel were not working. Also, the turntable wasn't working anymore. I let American Home Shield know of this through an online claim. I got an email later on saying that the technician will be coming to my house to look at the appliance. The tech from Cal Valley said that they had ordered a part and they were going to submit the claim. They weren't sure if they were gonna just send them the part or if it was gonna have to be a complete replacement. Everything is good now. The door doesn't open completely, though. It kind of hits the cabinet a little bit but you could still open it. The tech was the one that informed me about it. I was very satisfied. The thing with the door wasn't their fault.

It's always been really easy when I submit a claim with AHS. We've had them for years. Whether you call them or go online, they get right back to you. Then they’ll line up whoever is gonna do what service for you. Then it's the people that they line up to do the service for you who wind up calling you. Sometimes they'll call you that day and when they’re gonna be there. We've also never had any problem. Whatever we’ve called them about, they've always taken care of it. Then what winds up happening is, when you turn in the deal, then they gotta evaluate whether it's covered under their policy or not. We’ve never had any trouble there. We’d call and tell them what the problem is and, within the day, somebody calls us and says, “We'll be out there tomorrow and fix it.” Recently, we had two thermostats that weren't working. The techs came out and changed them the next day and did a great job. They were fast.

American Home Shield's customer service can be a bit better when I have to call and talk to a person. I've been having the same issue for quite some time at this house. The plumbing just stops up, everything backs up into the bathrooms. I can't use the showers. And Shields Plumbing always comes out and says it's fixed, but it happens again a couple of months later.

There was no air coming out of the vent and my home was not cooling. A guy from All Coast came out and said the unit needed a capacitor. He put in that piece and the unit ran for a week. When it was running, it constantly ran and it never got to a consistent temperature in the house. Then, it went back out. All Coast came back out at no cost because it had not been 30 days since I originally made the claim. The second guy said that it was the computer board and he did not have that piece. He said that's what was running errors to my air and that's why my air was turning on and off. He had to order that piece and he will be back out to put that piece in. He didn't say how long it would take to order the piece, though, and when he will be back out.

The last person that came did a good job, but our icemaker is still broken. The company ordered a part, which came in, but they never came back to fix it. We had other claims before as well, and nothing has worked out so far. One time, it was something that we paid $100 for and they never came either for that one. It was something that wasn't covered, but American Home Shield didn't give us the $100 back. They said, “Well, next time you call, it’s going to be covered with that,” but that never happened. The other claim was like, “Well, it's in the wall, so we can't do that.” I would tell friends not to get American Home Shield.

There was a big mix-up with the title company and American Home Shield. We closed on the house in June. But this did not go into effect for a couple of months because the title company didn't send the check to AHS. It was just a big nightmare. I ended up talking to the president of the company to get it settled. Now, we have the policy. The latest thing to break was the washing machine. The guy came out and said he would order parts. But then, I got an email that said parts aren't available for it. So, they'll be replacing the washer. Then, I talked to customer service today about that whole process.
The very first time AHS scheduled somebody for me or said somebody was coming out, no one showed that day. So, I never got a call from a worker that said, “I'm coming tomorrow," which they did the second and third time. But the Aurora Appliance guys who came out for the microwave and the stove were very nice and did their jobs. They ordered parts and then installed them, and that was great. I just didn't know that there was another fee for them to come back again and install. So, I got charged 100 for the service call, then $75 for them to come back and install the parts. That was a little surprising to me.

I went through and scoured the terms and what American Home Shield covered. I had Old Republic Home Protection before this, and it took them sometimes days to get somebody out. American Home Shield's response time is definitely a big plus. My AC wasn't turning on or cooling at all. I reported it at night, and they had somebody out here the next morning. The tech fixed it and he was awesome. My experience so far has been wonderful.

The outside fan of my AC wasn't running but I could hear it humming. So, the air conditioner wasn't cooling the house. The tech had it fixed in 15 minutes. We've used AHS twice and both times we had no issues. It's easy to open a work order. We've even opened one and then figured out our problem and canceled it. So, the website is really user-friendly. Everybody we've talked to has been more than helpful with any questions we've had. They've always been very timely in finding a vendor to help resolve the problem or they've been in contact with us. Their current processes are in tune with the environment right now. It's all COVID-friendly and they're responding timely.

We had loose outlets and a light switch outlet in the bathroom that had gone bad. I notified American Home Shield of these issues by phone. Like every business, all the prompts are quite annoying. I'm old school. I don't like prompts. I don't like the computers. So, I find it difficult to follow the prompts. But once I get a live representative, we're fine. I don't like sourcing out to other countries, and Home Shield does that like so many other companies. So, a lot of times, it's difficult to understand these people because most of them are foreigners and they have accents.
As far as people coming out to my property, I find out who's available in the area, and then I google them. Certified Electrical Technologies was awesome, which is why I picked them. I don't like the way that AHS doesn't keep vendors. They switch all the time. You call one time, and you get a good company out. Then you call back again for maybe that same type of issue, and that company is no longer with them. It makes you wonder why. Do they just not like dealing with Home Shield? Overall, my experience has been okay. I haven't had any real issues with them.

The $100 fee is deducted from us as soon as I make the appointment and I would prefer to pay after the service is done instead of when I make the phone call. Also, I call in and make an appointment and sometimes, there's a lag time between when I call and when the service provider actually comes out. I'm not happy about that. I had a claim when I couldn't get the heat going and it was 48 hours before the tech could come out. 48 hours is fine for most things but not for heat problems. The claim was canceled because someone else came over and fixed it for me. Other than those, I'm completely satisfied with AHS.

There was dfrost in the refrigerator and it wasn't cooling. The lady that we talked to for the first time about our refrigerator claim, said, "A refrigerator's an emergency, so we'll get someone out there right away." And they did. The vendor called us right away. I was very happy about that. However, we had to call again because the same thing is happening. The contractor told us we could call them, but nobody answers the number that American Home Shield gave us for the contractor. We couldn't leave a message 'cause the mailbox hadn't been set up. AHS said that the vendor would be calling us, but we didn't receive it. She also said there's no charge because it's within the 30 days. The techs were very young, polite and in a big hurry. My husband was trying to ask them why it happened. They said the toe thing on the bottom had a lot of pet hairs in it. So, they cleaned that out but it's happened again now.

I had two ceiling fans that weren't working properly. The contractor, Osbon Electric, called on a Thursday and he couldn't see me until Tuesday. The issues ended up being the light switch on one of them and the wiring on the other one. Osbon is a good company but they aren't one of the electric companies that American Home Shield usually sends. the bad part about AHS is that I can't request who I want. They're gonna send out whoever they can get or whoever is contracted with them and sometimes, they're not great companies.
You need a warranty if you have a home. But I probably would not recommend American Home Shield. They've been decent to me but some of their practices, I don't agree with. I don't like how they take the service fee out before the technician even comes. They charge your card and it’s two or three days or however long it is, before the techs even come to your house. Customers should pay after.
Also, they say the contractor has 48 hours to call me and set up an appointment. They gave me the phone number and the name of the contractor but every time I would try to call the number, I never could get anybody on the phone. So finally I was like, “Okay, well, let me go to Google and see what I can find.” I call this company, and the person I spoke with said, “I'm sorry, ma'am. I know who you're looking for, but I'm not that company. Because I have a lot of other customers that try to get in touch with this company as well, and they always Google it and they always end up calling my company.” And he said, “You're with American Home Shield, right?” And I said, “Yeah.” And he said, “Yeah, it’s a bad company.” He said he knew a local home warranty company that was cheaper and would give better service.
Then the other thing, the bad part about AHS is that I can't request who I want. They're gonna send out whoever they can get or whoever is contracted with them and sometimes, they're not great companies. I've had a bad experience with a plumbing company and their guys came in their dirty boots through the house. It wasn't good. I told AHS and they have some kind of list that they'll put in my record that I had a bad experience with a technician or company and they won't send them out again. AHS is not the best but they're definitely not the worst. They have fixed a lot of things in the house.

Best Care did a wonderful job. We had an incident where the AC failed again within a week and they came back out. They did some deep-dive troubleshooting and found a loose wire. I highly recommend them.

I had a faucet leak and Prime Plumbing Services was good. I had to take a part of the shower so that they could get back in there and see where the leak was, which sucks. But other than that, they were super friendly, nice and helpful. I don't have any complaints except for their limitations, which doesn't seem like something they can do anything about. American Home Shield is a safety net so that I don't have to worry if something bad happens. It would be nice if it was all-in-one when it comes to the case of the shower. I didn't have to either do it myself or find another contractor to come in and remove the shield and the paneling. They could make it easier. I've already told my brother and my parents about AHS. It’s a good deal. I like that they protect the pool on a lot of the stuff and random things. If all the appliances in my house were new, I probably wouldn't have it. But it's good for older houses.

The air conditioner was buzzing every time the fan would come on and it was also buzzing about every 30 seconds. When I called American Home Shield to tell them the problem, they wanted $100 right up front before they even knew what the problem was. It was automated so I didn't speak to someone and I didn't like that. It would have been better to talk to someone to explain the problem before I give $100. But they said that I would get a call from company that would help fix my problem. Oasis Heating was great. They responded and fixed the problem. The service was very good and the air conditioner is working great now.

A contractor came in and fixed the sink. It was dripping and it needed to have something else put inside of it. I needed them replaced and they replaced it. However, American Home Shield could improve on a lot of things including things that they don't cover. I'm thinking about going to another company because American Home Shield don't cover everything. The only thing they cover on the garage is the motor, not the door or the hinges. For my air conditioner, it broke down and they told me I had to pay $1,000 in order to get it fixed.

I had to use the service of AHS twice. They got it handled quickly, in both situations that I was in. However, when appliances are broken, they won’t offer you anything to cover a new appliance. So, that’s the only issue.

My recent claim was concerning an electric clothes dryer. The claim was honored and the repair person tried to start the dryer. He quickly diagnosed that the motor was defective. He had to order a motor to put into the dryer. That took another four days and the part was installed. The dryer works fine now. I had a good experience with AHS.

When AHS did my washer and dryer, that was the easiest and best thing they could have done. That was the first experience I had with them and they did everything right. It was so easy. But it seems like things have gone downhill. I pay them monthly and I should get good service from them. I was not happy with the refrigerator situation, because it took so long between American Home Shield and the service people. I was without a refrigerator for almost two months. I have a child and I kept trying to explain that to them. It took them a long time to decide that the refrigerator was not gonna work. They kept trying to get the appliance people out. They came and after they installed the part, the refrigerator died completely. Then, AHS had to have the service people come out again because they needed them to say that it was dead. Everything I had in my freezer, which I just bought, went bad. So, I had no freezer food.
I had a situation with my oven too and the appliance people were good but the appointments they made were two weeks apart. I ended up without an oven for two months because the appointment kept getting switched or they would show up without texting you. It made me very angry because you can't cook everything out of a microwave. But it was not the fault of AHS. It was the service people they used.

We've only used American Home Shield once and they were decent. They sent a guy who fixed our microwave. We didn’t have any difficulty with the claims process and communicating via their app was good, to be able to show what we needed done and send the pictures in and the video. But AHS could drop their price.

I had a rekey done and requesting for that service was pretty easy. I jumped on the website and put in what I need. The locksmith, Valley Lock and Key, called me the next day. I also used AHS when a ceiling fan fell out and the contractor came out and put that back in. The only issue that I've had so far was when their contractor couldn't repair the dishwasher and AHS didn't replace it. They came out twice for that.

We had an issue with the dishwasher and that's been going on for a while. Today is the day that we finally got the issue resolved through American Home Shield by being persistent and calling five different times, talking to five different people and taking notes with five different people. This is not the first time that we've used them and things have been done before. However, today was magic because one rep who called herself a supervisor got on the phone. We explained things very simply, and five minutes later, the issue was resolved. It was after months and being hung up on though.
On the other hand, the claim process on our our water heater was quick. It wasn't working, and everybody, including our neighbors and our friend, tried to light it, but it took the knowledge of a plumber to come out and get the thing going again. It was repaired, and the plumber was professional. The neighbors let him in because we weren't down here all the time. They also kept an eye on him and he was extremely nice to them. He was 5 stars out of 5.

I got a call from my tenant saying that the air conditioner went out. When Nesselrodt Heating & Air Conditioning came, they did something outside to the unit and left. It worked for about four days then it went down again. I called again to American Home Shield, and they called Nesselrodt the back out. They repaired it and it's doing fine.
I have three houses and when an issue goes down on one of the rent houses especially if I need an immediate serviceperson, it's hard to get permission and get service. It's always they have to schedule it for a day or two later. Then they come out, have to go back and get permission, then have to come out and fix it. There have been times when I would have called American Home Shield for help, but I had to have immediate service so I had to go pay it out of pocket. That's my main issue. I need service when I need service on those houses. I'm used to the idea that they can always come when I need them immediately. Sometimes it's after-hours, so I have to get special permission. For the heating and cooling, the tenants had to go live somewhere else over those couple of days until that got fixed. It was very hot during the summer when that went out.

Mid-wash, my dishwasher stopped working for some reason, so I put a claim in with AHS to see what was going on. The techs that came out were professional. They said the timing thing went out and so it had to be replaced. But they didn't make the part, so they said that I had to buy a new one. So I bought a new one.

My air conditioner wasn't going into two rooms. American Home Shield made an appointment to have somebody out pretty quickly which was good. The tech wasn't highly experienced, but he wasn't bad. It turned out that the problem wasn't anything serious and it was a very simple thing to get my AC working.

There was leaking at the base of the toilet and there was water seeping from the base of it. So, I called a claim in to American Home Shield and paid my copay for them to go ahead and assign a tech to come to the home and look at what was going on. It was real quick. Then they assigned someone. I got a call from Rat Rod the next day. They even said they could get somebody out immediately. I told the rep at the time, “It's not immediate. It’s no rush.” It was late afternoon. I said, “Somebody can come tomorrow or the day after.” They were very accommodating when they called me, which was very shocking. Normally, it takes a couple of days before you get anybody to come into your home.
When the guy came out, he asked what was going on. I said, “Pretty much, I think I know what it is. And me, I don't fool with plumbing or electricity.” He said, “I’ll double-check and check it out.” He had it done and fixed within less than half an hour. He replaced the parts that was necessary for the toilet. The O-ring was worn completely. He did the resealing work on the toilet and did a very good clean-up afterwards. There was no mess. It looked like it's brand new. He's very polite and professional. He was here earlier than anticipated. I would recommend them any time.

We were having issues with the toilets in the lowest level flushing and the power of the suction. The gentlemen who came worked with our pump and with the toilets and got it to work. It was a very good experience. They would be somebody I would hire on our own. However, I need to clarify something with American Home Shield and I can't get into my account. I got a text message confirming the time on when the tech would come, and asking me to send pictures of the locks so they could be prepared for when they came. So I submitted those back. The gentleman called on the day of the appointment and said he could come early if I wanted. So, he did. He was here an hour and got the job done. I was very satisfied. He was professional and courteous. I was not happy with American Home Shield after that though.
When we had the service done, I got a phone call from a sales agent. But she was trying to upsell me with the warranty. So we got the warranty as part of purchasing the home. It's not the lowest level, but it's not the highest level. She said that we had options, we could upgrade, we can include electronics, and that I could opt in, and it would cost me $25 a month for the year. She said I could cancel anytime. I said, "Okay. Well, since I could do it, $25 a month seems reasonable. I'll go ahead and do that." I hung up the phone with her. But she proceeded to charge my credit card over $300.
When I saw it, I called back 'cause it caused me some problems with my account. The other person that answered the phone said, "Oh, no. For those upgrades, you have to do the one-time cost. You can't do the monthly fee." I said, "Why would she be confused about that?" She said, "She wouldn't have been confused about that." I said, "Okay. So she lied to me." Then I said, "I want an immediate credit.” She said, "Okay. I'm sorry, but the credit is going to take up to five business days to go through." I was really pissed. The recent service call experience with AHS was fine but the upsell experience was awful.

The AC wasn't cooling. I submitted a claim with AHS via a representative then the tech came out and corrected the problem. I also had a plumbing claim with AHS and I had a huge issue with them on that.

There was an issue with a wire that went to the fan motor for the compressor. The compressor would kick on, but the fan motor wouldn't do it. I thought I burned up a motor but when the guy came out there, he said I didn't. It turned out that the wire that was taped up to the top had ridden down, got caught by the blades, and was chopping it up. So it grounded it out. He fixed it right then and there, which was very good. Then he went in there to check the system out and everything was looking good.
Going on American Home Shield's website for my claims has been extremely simple and they usually give you a call back to tell you who's going to come out there to do it. It takes all about five minutes. The people they hire are good, honest, and trustworthy people. I've had them a long time and they're wonderful. Plus, the warranty is a lifesaver because if something happens at your house, you don't have to worry about calling somebody up and paying somebody an outrageous fortune to do it. You're covered, just like a regular insurance for your car insurance. You're paying each month but it's taken care of when something happens. It's a $75 fee and that's it.

My recent claim with AHS was for the house lights around my house. Central Electric Contractors came out and the tech said, "I think your power box is out." I said, "Okay." They left and I never heard them. However, when finally American Home Shield called, the rep said my lights weren't covered. I said, "Why didn't the tech tell me that?" He acted nice. I said, "If it's not covered, it's not covered." I won't make that mistake again.
We have a his and hers garage and when I turn my switches for the lights on, only two of them would come on. I got nine lights in here. Then, in my wife's garage, she's got two ceiling fans and both of them just quit working. I said, "I hate to go through this again, but I'm paying this money and I'm paying a fee every month and it's gonna cost me $100 for them to come to look at it." But I said, "I'm gonna call and ask the lady, 'Is it covered?' Let her look it up for me." Because I don't have any papers. I called the lady and she said, "Yeah, it's covered." So I went ahead and submitted a claim and they took $100 off my credit card.
The rep didn't tell him who was coming. It actually was the same company, Central Electric. He came out here and said, "Yeah, your lights are not working." He got his ladder out and he got up there and pushed them, turned them, and rubbed them, and done this and that. He said, "Your ballast is bad. That's not a hard fix." I said, "Okay." He said, "What else you got?" I said, "My wife's ceiling fans here won't work." He said, "Yeah, I can feel it." He got up on the ladder and said, "I can feel it hum. I'll have to turn this fan and then I'll have to order the ballast and the ceiling fans and we'll put them."
It went on and on but hadn't heard anything. So, I called AHS back. They gave me the number of the Central Electric and got the work order number and sent them an email. I said I'd just bypass American Home Shield and call them. When I called this woman, she got about half smart with me and said when my electrician left, he said the lights were working and the ceiling fans are not covered because they're outside. I said, "Why didn't he tell me that?"
I also said, "if American Home Shield ever sends you back to my house, you better not come. If that same guy comes, one of us is going to take an **." I called American Home Shield and told them. They haven't called me back since and said, "We have got on your record that this company cannot come back to your house." A supervisor called me twice to resolve this resolution. But, I hadn't heard anything else.
I have got a person myself. I got my lights fixed and they're working. I got two ceiling fans put up and they're working too. AHS was supposed to give me $100 back and see how they're gonna resolve this, but I hadn't heard a word. There's a thing on my email that came in yesterday on how things got resolved and how satisfied I am. Nothing's got resolved. The only thing that got resolved was I took cash out of my pocket and got them both fixed. But AHS has been good to me. I've had several things done. They just had a bad contractor this time around.

The service person quoted us $150 for the freon then American Home Shield said it was gonna be $390. I did not appreciate that. Also, they said they will call us within 24 hours and try to make a cash settlement but we haven't heard a word from them. They need to get their story straight, how much something costs, and if they tell us they're going to call us back, they need to do so.

My refrigerator has been going in and out, so I put the order in with AHS. They sent someone to look at it and the company they sent said that nothing was wrong with it, just cardboard. They didn't try to unplug it and left after three minutes. Two weeks later, it went out again. So, I called AHS again to schedule an appointment. They assigned it to the same person and I told them that I preferred someone else because they said was there was nothing wrong with it.
So, Acts ended up coming out. They came to find out that my compressor was bad and it was on its last leg. That was why my refrigerator kept going in and out because it was about to shut off or die. Devin from Acts, was thorough. He opened my refrigerator, then he unplugged it and plugged it back in. I described the clicking sound and he said it sounded like the compressor. So, they ordered the part. Then, he came a few weeks ago and fixed it. However, apparently, my refrigerator had a timer in it to let it know when to come on and off, and that was bad as well. Devin didn’t realize that at the time because he didn't realize that my refrigerator is an older version. So, he came back out immediately last week and he put in the order for a new part.
I got an email this morning saying that the parts have been ordered but in the meantime, he fixed the refrigerator where it temporarily would still freeze and stay cool until the part is here for it. So, I was very pleased with Acts. All in all, homeowners should make sure that when the contractor comes out, they actually do their jobs and if they don’t, immediately call AHS just so there’s a record of that beforehand. They should also be more aware and ask more questions. Other than that, it was like pulling hair to get AHS to send Acts out and I've been having this issue since before July. Plus, I did a research on that company they first sent out and they had really bad reviews. AHS should look at at the TripAdvisor and Google reviews of the companies they're contracting with o see what other people think before they extend the contract to them.

I had a claim for the stovetop. The burner wasn't working right. The contractor came and fixed that. Also, I had a thing with the dishwasher where the racks were broken and the wheel was broken off when you pull the racks out. They were able to get it to work but they said they were ordering a part and I haven’t heard anything from them. I was gonna call them but I don't think I should have to keep calling them. They should notify me that they ordered the parts or the status of what's going on.
AHS can be a little more selective in some of these people that sign up to help. Some of them aren't good. One gentleman who came out for the dishwasher and the stove seemed like he was out of it. He was taking pictures but he didn't say when he'd pull the dishwasher out. He left and sent AHS a notice, "Access denied" on both the dishwasher and the stove. We’ve had AHS for 20 something years and I've had really good success, except for these two items. It was a mess and it's the longest I've had to wait, with them having three different vendors come out.

I was very disappointed with the two other home warranties I had. We had a problem with a refrigerator and our previous company sent three people out who couldn't fix it. Clearly, at that point, they should have replaced it. They did not and we had to buy a new refrigerator. But with American Home Shield coverage, I am more than happy. They have kept their word. We had to replace a washing machine and we opted to pick our own. And AHS told us the amount that was allowed for and we did that. They have been amazing and this standard of work is appreciated. AHS has been the absolute best. I recommend them to people who ask me about home warranties.

We had a stove top that was not working and I think that it was addressed. At this point, I'm still waiting on American Home Shield to get back with us. But as far as Razorback, they did what they should do. The process has been easy because we called on a couple of things since we moved into the house. We had one contractor that came out and he was not pleasant to deal with. But the biggest issue is just not always being able to understand the person that we talked to because it's contracted out. So, sometimes there's a very thick accent and it's hard to understand over the phone all of the pieces. So, it takes a minute sometimes for them to understand or for us to understand what all is going on. But everybody is super patient and understanding, and we'll repeat as many times as we need.
We had a part that needed to be rebuilt and with this last one, the stovetop, we're waiting. The guy said that it had to just be replaced because it can't be fixed. Today or tomorrow, it will be two weeks ago, and we haven't heard anything from AHS. So, the time frame between having the person come out and look at our appliance, and hearing from AHS, what the next steps are, I feel two weeks is a long time to wait.
Ours was a weird situation because the seller had bought the warranty prior to selling the house because he knew that there were some things that would need to be looked at or fixed or whatever. And it was better for him to just buy the warranty than to fix the things, which is fine. And maybe we just got bad information from our Realtor. But she said in the closing process that some things were covered in the warranty that weren't. So, we have to now make decisions on what we want to do about it. Other than that, AHS has sent people out to take care of the things that we've had. They've been patient and been able to explain why they can't do the other things.

The blue porcelain was peeling off inside the oven. I called American Home Shield and a contractor was out in a day. I don't think I've ever had a service call happen that quick. I was scheduled for the 2:00 to 6:00 timeframe on Monday. They called me when they were 20 minutes away and got here an hour early. They submitted the approval request to American Home Shield and by 7:00 am the next morning, I had the email from American Home Shield that told me to go shopping. They had several ovens to pick from or I could go shopping and pay the difference if I wanted a more expensive one. On Tuesday, I picked the first one that it showed and on Friday morning, they were here at 8:00 am sharp with my new oven. A $2,000 double oven cost me $100 to get it replaced. This was my first claim and it was amazing. I pray that if I need anything in the future, it will be as amazing.
I've been signing into my account and sent the refer a friend link to someone else yesterday. I even posted my experience to my Facebook account. I'm hoping some of my family members sign up. I sent the link to 20 people and even if it didn't come with a $25 Amazon card, anybody who is a homeowner needs to get this warranty. I also found out that if I had submitted for two appliances to be serviced at the same time, it would have been $100 for both. Now, to have them come out and repair the handle on the dishwasher, I would have that other $100 service call. I'll wait till something else needs service then I'll call on them together.

The claims process for the garbage disposal was very good as always. I called in and very shortly, I had an email back. It said that it had been assigned and told me who was assigned to. It was over a holiday weekend, so it was a little bit slow getting done but that was fine. I expected that. Having American Home Shield gives you a comfortable feeling that if something goes wrong, you're gonna get somebody to fix it. You don't have to hunt for your own plumber or work people.

We bought a house in Tampa and moved here. After moving in, we noticed there was some water on the floor around the toilet. I called American Home Shield and they sent Sigmond Plumbing out. They took the top off of the tank and the hose that feeds the water in the tank came loose and sprayed water everywhere. So, they assumed that that was the problem. They thought it was spraying against the lid and it was leaking down to the floor. So they put a new hose on there and they left. We thought that was the problem.
A couple of days later, I went back in there and there was water on the floor again. So I called American Home Shield and they said that they would send them back out. They set it up. What the problem was, they had to take the toilet off the floor and the wax ring underneath the toilet had worn out. So they put a new wax ring on there and put the toilet back on. It works perfectly now.
They were excellent, especially the gentleman who came out the second time. He was a very strong man because he lifted that entire toilet up and set it in the bathtub so he could get that ring. That had to be quite heavy, but he just knocked it right out. When something's leaking, you got to get it fixed pretty quick, or you're gonna have a disaster. And these guys, both appointments, were right on it. They gave me a timeframe, they showed up on time and they got the job done.

We've had two contractors come out to fix our refrigerator and we paid two deductibles. The first one was able to fix one problem. The second one to fix our ice maker came and replaced something that he said was wrong and that wasn't apparently wrong. Then he was extremely sexist, condescending, and not wanting to make eye contact or speak to my wife. It made her a little uncomfortable. I usually work from home, but I was out that day. She tried to ask questions, and he just ignored her and took phone calls while they were talking. Just very rude.
I called the tech back two days later because the ice maker still didn't work. He said that the ice would be starting in 12 hours. I thought I'd give it 24. I left a message with him and he said that I need to call somebody else. We've had four visits on the refrigerator and only one thing has been fixed by two different vendors so I'm not particularly happy. I am curious regarding the repair that never happened. The guy that came said it needed an optical sensor. It took a week to get the part. He came back, put it in, and still no ice. We have to go to the basement and we have a small fridge there with a little ice tray and I bring it up.
The follow up from the actual American Home Shield personnel has been great. The vendors on the other hand have been a little subpar. I have another company coming in to fix it hopefully, which I called JennAir directly, to the manufacturer, and they recommended a local vendor that can actually work on it. Then it would be nice if I got credited the $75 on a future call since I still have no ice and I have to call and pay a separate $150 fee to visit and whatever parts I'm paying out of pocket.

The spa filter got a crack in it and a tech from David's came and tried to patch it but it didn't work. It started leaking again. We had to order a new one and they put it in. But we're getting our microwave replaced and I had a really expensive microwave. They sent me one that was like 300 and 500 and they only sent me one of the convection ovens. I kept asking them to send me more and they haven't. Nobody is communicating. I would try to get through and I would be on hold forever. Then, when I would get through, they would tell me the same thing and send the same thing again.
Also, with my washer, they've supposedly ordered a new part. Then, they said they were gonna replace it but then they said they ordered the parts. I don't know what they're doing. I've never had so much trouble with American Home Shield like I am this last two times. I recommend American Home Shield to a lot of people and now I'm regretting it.

I had a refrigerator claim recently but the tech didn't resolve the problem initially. When I called them out, I told them what I thought it was. They thought it was something different. They fixed something and replaced one part which they had to order, wait for it then bring it back in. They said that they would follow up the next day to confirm if it was working correctly, which they did not. I didn't think that that replacement was going to fix the problem based on the diagnostics that I had done and the feedback that I had provided them. Sure enough, the problem was not immediately remediated. It looked to be the case for a day but the original problem persisted. I had reached out to them and left them a voicemail but they hadn't gotten back to me. I had to follow up with them after a week and get them back out. They finally got back out and checked again and something else was the issue so they had to order that part. I'm still waiting for them to get back out and remediate the issue.
American Home Shield's website is comprehensive and so are their plans. Their customer service is well-informed too. However, it would be nice if they have their own mobile app. Right now, most people do everything from their phone or tablet. With American Home Shield. I have to go through a Chrome or a Safari browser to their portal to do anything.

Our water heater t working and the plumber said it needed to be replaced right away before it could get busted. But it took AHS almost four weeks to get us a water heater because they did not offer me the buyout when I asked them about it. I asked to have somebody call me but no one ever returned my call. They were looking for what they felt would be a good fit and to me, that could translate to wanting to find a cheap one. Aside from that, between me calling them and them replacing it, it busted before they even placed an order to get a new one and our basement flooded. So, I'm very disappointed.
But up until this point, AHS has done well and this is the first time we've had something big like that. They’ve had to replace a washer and that had not been a problem. When our washer needed to be replaced, the guy told us that the first time he came out but American Home Shield would not replace it. He had to come out here three times and we had to pay every time he came out just for them to finally tell him it was okay to get us a new washer. So, their customer service was also not very helpful and we could have avoided paying the extra $200.

I had a couple of claims recently. One was for our garbage disposal that was working on and off. It happened that when a guy came, it worked. I wasn't happy with that guy because he just flipped the switch and said it was fine. We called two days later and another guy came. He replaced the garbage disposal. He also told me that they let go of the first guy who came. I like American Home Shield a lot. They are easy to work with and I enjoy the ease of putting a request in and it gets done right away.

The water heater was shooting water out the emergency line. We had the issue happen on a Saturday. I called AHS on that Saturday. The contractor called me on Sunday to let me know that when the office opens, they would be sending someone out. Then they contacted me on Monday, and they said, “We might be able to get you in this afternoon. But for sure, by Tuesday.” They were able to get someone out by Monday afternoon. I saw that they had placed the order first for needed supplies. By Wednesday, they had already got everything they needed. We paid the 642 and something cents to them. Then they had done the installation. The following week, the City came out because our local government does inspections on that type of stuff. They passed the inspection. It's been working fine.
My overall experience was good. I didn't realize it would be as expensive as it was. But looking at the total cost, it saved us about half. So, that was pretty good. It would be good to know how they would break stuff down, cost-wise. I wasn't sure how it was gonna work out till I was doing it. The first one that I had to pay was $100, almost like a little copay. I had to pay 600 and something to the plumber. Then the warranty paid the other.

Whirlpool came out for a washing machine that was leaking onto the floor. The tech found that the pump and another part were bad. He got the parts right away and called me a couple of days later and solved it. He was very knowledgeable and qualified. I'm a Realtor so I've dealt with a lot of home warranty companies and so far, American Home Shield has outshined the other companies.

The only difficult thing about the claim process is that sometimes it takes a while to get someone out here. But I'm pretty happy with American Home Shield. There was a leak in the pool and Watertight Pool & Spa was able to address the issue.

The tenant found that there was a leak in the kitchen and they called up the American Home Shield who arranged someone to go in there. The tenant told the person that they can't even put the spigot in place. And they found out something is wrong with the item. Later on, somehow they did not fix it. And what happened is they sent me a copy of the invoice saying $600 and, "You need to pay for it." That's how it started. And sent it to me as the owner and they told me to pay for it. It's not covered and they don't have any record of it. My tenants called up something else through AHS and this might be the only one that was screwed up. My property management company kept calling me, "Do you want to pay for it?" I said, "What I'm paying for?" They told me, "Oh, that's $600 for a faucet." Expensive for a faucet.
American Home Shield on the SWAT Plumbing, whoever did the work, did a lousy job of doing things. I trust the person that they sent over and fixed it. They said it was two different items, they sent me two different deductibles. It was fine with me but they didn't explain anything. They just sent me an invoice and asked me to pay for it. It doesn't make any sense. I called them and the lady who answered didn't explain to me clearly what was happening there. I asked to talk to the supervisor and explained that I was upset about this thing. The supervisor called later on and at least said it's under investigation. The company tried to help me. But I was a little shocked.

Electrical Service Professionals was one of the best people that American Home Shield has ever sent out here when something was wrong. They were good. I had no power in the basement, and I had some electrical outlets that wouldn't work. The tech fixed it and got the power going.

I had a plumbing issue and it was the worst experience I ever had in my life. I ran into the same type of issue twice with American Home Shield. I called, submitted a claim with them and told them that my upstairs toilet was taking a long time to fill up with water. They sent someone out. The guy looked around, looked under the sink, said he needed to locate a pressure relief valve and said he would have to get it approved. I waited a day or so. I never heard back from them. So, I called American Home Shield, and at that time, they told me that it wasn't covered. I asked them why no one ever called me to tell me it wasn't covered. So, we left it at that. I told them I didn't feel like I should have to pay the $100 deductible. They said, "Well, water pressure issues aren't covered." I said, "Well, I told you all what was going on. Why didn't you just say it's not covered at a time when I scheduled?"
I fought back and forth on that for a while. They still made me pay it. Also, to talk to someone in that company that understands what you're saying and is located in this country is not possible. The time when I had the plumbing issue, I told them I don't think it was right that I still ended up paying the $100. I hired a company to come out and do it myself. Then, I had a second issue where I called up because the motor on my air conditioner burnt out. I told them exactly what it was because I had the issue years ago with it.
They scheduled an appointment and they came out and they said, "We're gonna have to get it approved." I called them a couple of days later and they said it's not covered. So, at that point, I got pissed off and I told them that I was going to decline the charge on my credit card, which I did. But then when my air conditioner burned out a month after that, they wouldn't accept my service claim until I paid back that money. It was 110 outside and my air conditioner wasn't working, so I had to pay them back that money. On those two occasions, I was very dissatisfied. I'd never recommend them.

The top control part of my stove had gone out. The contractor came in, assessed the problem, and they had to order a part. When the part came in, they fixed it. But when I had an issue with my plumbing, American Home Shield couldn't find anybody in my area that took their warranty. So I had to come out of my pocket with fixing my plumbing. Other than that, everything is okay.

My downstairs toilet was leaking and Discount Plumbing said that the flange in my toilet was old and needed to be replaced. The tech replaced it and he did everything he could do. Overall, I’m happy except I still have an unresolved issue that every time I call, I get the same comment and nothing happens. They say, “Rest assured, you will get a phone call in 24 hours.” And rest assured, that hasn't happened. That goes back from June or July. We had a microwave that needed to be repaired and there were no more parts. American Home Shield kept telling me that the microwave would be out for replacement, but nobody contacted me.
Getting something fixed happens quickly. But now that it's something that couldn't be fixed that AHS needs to replace, they have disappeared on me. I'm not frustrated enough to say I'm done. Because we've had more good experiences with them than bad. Like Air Doctor was fantastic. When our air conditioning stopped working, they scheduled the repair for later but they had a cancellation. They came sooner. They had to order a part so we had to wait a few days for that to come in. But as soon as they got it, they came back out. The tech put the part in, and all was good. He was super nice and clean. Also, our air then our dryer went out within 24 hours. Both got fixed right away.

We submitted a claim with AHS because we had an AC issue recently. At first, it was making noises in the house, the air conditioning going on. Door Cool came out. The tech analyzed it and said, “First of all, you have to change your filters,” which we did. He also discovered that a couple of units required some refrigerant. So we added that. We changed the filters after he left. The noise in the house was gone. However, when it turned on, if you stepped outside where the fans are, the compressors were really loud. So we called them back out under the same work order.
He discovered what he had done in one of the units that was making the noise. He stood there and witnessed the noise. He said, “This sometimes happens if we add too much refrigerant.” So he tuned it down a bit and it worked just fine. So we haven’t had any trouble since. He was very professional. Didn't have any further recommendations other than, “These things are pretty old. So in the future, you may have to replace one or two or three units.” But right now, they seem to be fine.

When I would open up the garage door, the light at the top would flicker and the door would stop midway. The techs came quickly and did what they needed to do. They were good and very professional. The door has been good so far although I had one day where the light was flickering again and I thought I was gonna have to probably call them back.

I left American Home Shield and went with two other companies but I went right back to American Home Shield. And when I came back, there were no issues. If I call, they would come out and do what they have to do and call it a day. Dealing with them, there was never any hiccups. I love it and I would want others to know that you cannot go wrong with the Shield.

When we were in the basement, we noticed that the ceiling was leaking. We logged a case with American Home Shield and on the website, there were a limited number of options. Most of the time, we have to select something else because we don't know what is happening. For this claim, we noticed that there was no option for a ceiling leak but there was an option for a leak and there was an option for a faucet. We didn't know what was causing the leak, whether it was a leaking toilet or a broken pipe, so we had to select Other and multiple options. In this case, it turned out to be something else. It would be easier to just free form it on the website instead of having options. After I've selected the option, somebody from Grade A Plumbing called me and asked me what was happening. But this call could have been avoided if I fed everything in the free form.
The plumber had to spend some time to find out where the leak was coming from and he was pretty good. He was able to trace the source of the leak and fixed it. But it was a water leak and the dispatch was not timely. In this case, it was a small leak, so it was not a big deal. I logged the case one evening and the contractor did not arrive the next day. He arrived the day after, so I had to wait for 48 hours, which I felt was a bit too much.
Prior to this claim, I had an air conditioner call logged and the tech merely came in and looked at the vents. Then he said that I just needed to close the vents. But he didn't really solve the problem and he didn't do a thorough investigation of the air conditioner. The problem is still there and the air conditioner is not cooling the house anymore. I tried to contact Home Shield about it, but they said once a call has been made, someone has to come to our house and that was it. But except for this AC experience, my overall experience with American Home Shield has been good.

I didn't know exactly what was going on with my oven. The tech looked at it for a couple of minutes and he knew exactly what it was. Turned out, the burner had gone out. He said that he needed to order one and it'd be there in a couple of days and he could put it in. It took 10 minutes. It worked out well. The claim process seemed pretty smooth. I've had AHS years before when I had a home. Then I just recently got them again. Everything was good.

I was having trouble with my unit as it was power surging really bad. It was taking a while for the air to kick on then cool down. I told Home Shield what my issue was as well as my availability. I was called by the air conditioning company that very same day, which was after normal business hours, and was scheduled when I was available. They also had next-day scheduling available if I needed it. The claim process was 100% easy.
I showed the tech the report that my maintenance guy had sent. The tech looked at it and he did his own inspection. What the maintenance referred to have done versus what he did was very similar but not the same. Whatever the tech did, it's been working. Home Shield covers a lot more than what I've seen out there. I actually went back to them. It's easy it is to schedule an appointment and things get fixed quickly with the people that the home warranty is contracted with.

I had a garbage disposal that wouldn't unlock and Bissett Plumbing replaced it and it was fine. I've been pretty satisfied with American Home Shield's service all along the way. The premium that I pay is worth the satisfaction of knowing that if I had a catastrophic event, it wouldn't break me. It wouldn't be something that I have to go out and get a loan for. That's never happened, but just knowing that I have that security like if my refrigerator, stove or washer or dryer went out, it's going to cost me a minimal amount. Even though I have to pay the premium every month, it still gives me satisfaction and comfort to know that I wouldn't have some kind of major bill come out.

Our recent claim with AHS was for the washing machine. The techs came within a day to see if the machine could be fixed or repaired. They couldn't diagnose the trouble and said it couldn't be fixed. We ended up getting a replacement. We were very pleased. We lived in Granbury before and we had AHS there also. We recommend it to all of our family.

The AC needed a new battery and the thermostat. There was finally someone quick to come out and that's nice. Last year, I used the warranty once for a water heater. It cost me $1,200 even though I had American Home Shield and it's a water heater and I live in the city. It was a 20-year old water heater, which is pretty old. And everything had to be upgraded and that was not covered. That's not even something I can buy. Nobody has gone out that was, "Okay, that saved me a ton of money." Getting the new water heater put in cost a lot of money even though I had AHS. If I had done it and just called a plumber down the street, he might have worked with me.
AHS could sell actual upgrade insurance based on the area, the day of the appliances, the average cost of replacing something. If it's $1,200 to replace, and that was for the upgrades, that was to bring it to code. It wasn't so poorly out of code that I couldn't buy the house. So, you buy a warranty so that you won't get hit with a big ticket item. Let's say my furnace goes out. What if the furnace is 20 years old. What is that going to cost me to upgrade?
So, I had a home warranty in my house here. This one is more of a rental property. The one in my house saved me a lot of money because I had to replace my furnace and air conditioner. I had to pay $1,600, but those are $3,500, $4,000 appliances. So, I could see that it saved me. A water heater is a couple hundred dollars. So, if a couple hundred dollar replacement ends up costing me $1,200, even though I have a warranty, I am just not very happy with it. And I know that I can buy the insurance to cover some upgrades, bring to code, but it only covers $250. AHS ought to explore that more and look at options to cover that. As an insurance company, I'm sure there's a way that they would make money on that. That's the whole point. A lot of people pay a little, then when they have a problem, they don't have to pay for it because they have already paid. And a lot of people have paid. AHS needs to upgrade coverage.

I had a dishwasher that needed an expensive repair. Since it was 14 years old, I decided to ask for options and to have cash out for the cost of the repair instead. I'm happy with the experience. It was quick and very easy. The repairman came to analyze the situation within three days then it took a week for American Home Shield to make a decision that they were gonna pay me back. I received the check in a couple of weeks and I purchased a new dishwasher.

I've had two minor issues with American Home Shield so far. They weren't big things, but when it comes to billing, we were told one thing on the phone and it ended up being something different. I called back and the person said they corrected it. But when I checked my credit card, it hasn't been corrected. So I was a bit still learning the process, trying to see how things go. I was planning to give AHS a call this week to talk about some charges that were on the account that I wanted to make sure I understood, because it wasn't what was discussed.
When the AC unit was not cooling off the house, I went online and put our request in. Someone called us and said they received the request and they would come out. He contacted us. He finished another appointment a bit earlier and wanted to see if he could come out. And it was fine, so we were able to come out and meet with him. He looked at the ac tried to see if there was a leak or whatever was going on. He replaced some Freon to top it off because it was very low. And there was something that was loose that he ended up tightening. He told us to see if that helped, if we had any issues, that they would come back for free to see what else was going on. He was professional.

The pool heater was recording an incorrect temperature and I gave American Home Shield a call and said that I wanted to have someone come out and check it. That’s what I always do and the way the claims process is set up is very easy. You make the phone call and then, they follow up. The reps are always polite and the calls are always answered properly. Whoever's answering the phone is always helpful and apparently, they record the information right away because within 24 hours, which is what they promise, someone from the repair company always reaches out. ABNation has been out more than once to deal with some pool issues and it has always been a good response time. The problem has always been repaired in a timely manner and all the technicians have been very nice, professional and polite.
I was talking with a friend who had a good experience recently with AHS with an air conditioning issue and she had only been a member of American Home Shield for a relatively short time. The contractor came out and repaired the problem. They changed her whole system and she only had to pay a nominal fee. Since I've had AHS, I've had a number of issues and it's worth the price you pay on a monthly basis. I've recommended it to other people also and they've been pleased. It's been a good experience. I've been pleased with timeliness and the professionalism that they've displayed.

We had a toilet that wasn't working. The contractor came out within 48 hours. They were able to diagnose what was going on fairly quickly, fix the toilet, and all was well.

The ventilation of the range hood stopped working. We filed a claim with AHS. Green Wire Appliance Repair came and they checked what was going wrong. They came here four times. They checked different issues. In the end, they detected that it was because the motor was broken. They were good. The problem was complicated. They eventually were able to detail. At first, they tried whether the switch was wrong. Then, they checked the capacitor. Initially, they saw the capacitor was broken, and then replaced with a new capacitor. But it was not the reason. So eventually, they ordered a new motor. The technicians put in quite some effort to detect the issue. We are satisfied about the final outcome. We will definitely recommend AHS. We are satisfied with the service.

The contractor came out to fix a leak, or they all were constantly running, even the faucet. I'm getting charged 500 and something dollars a month and I don't know what the issue is. I opened up the door to one of the units in the basement and water is all over the floors. I don't know if they're fixing problems or making them. I just know that all my bills are going up. They sent me a letter, "Due to the drastic change, we have a leak." So I had the contractor come out and they looked at the toilet. I'm praying that it's just the toilet that's running. The tech changed the faucet in one of them but it still does the same thing. So I'm a little confused with that. But they come back out Friday, and hopefully they fix it and give me another letter to turn in to the water company.
May Heating & Air came out to fix an AC issue. That was my second time calling in the warranty about the same HVAC unit. The guy thought he would fix it when it didn't want to heat, but he didn't. It turned out, one of them was blocked and the other one needed a blower. That was annoying because they made the second appointment from 8:00 to 12:00, but no one ever showed up. No one called me. I went to work, and the guy decided to call me at 4:30 and he said, "Yeah, we're turning in." And I was, "Excuse me? What are you talking about?"
I had no knowledge of him coming. And he said, "If you're not gonna be here within a certain time--" "Can you give me 15 minutes? I'm just trying to pick up my daughters." "Yeah, we got other jobs to do." And, it was the people in the office's fault not his. "Right. So still, keyword, your office, not mine. So your office didn't call me and tell me that you were coming. I'm taking off work for these appointments. It's a hassle. It's a headache.” By the third time I talked to him, and I told him, "Hey, I'm driving down 4th of Industrial. There's traffic." And he said, "Well, we got to go." And I'm like, "Do whatever you want to do." But he stayed and waited for me, and fixed it.
My experience has been not that bad. But it hasn't been the best experience every single time I call. American Home Shield finds someone. But the people that they find is not always the best. The first one came in smelling like a pack of Newport. My kids got asthma. I asked, "Hey, did you just smoke a cigarette?" He did like a thug type of "yeah." I said, "What the hell?" He got mad because I asked him. He turned around and told AHS that it was my fault that all the toilets were broken. How could it be my fault? I just bought the house. I had to take off of work, again, for another company to come out.

My oven wouldn't heat up. The tech was really professional. They got out pretty quickly but then they had to order a part. So they had to come out the following week. AHS has access to several resources and I'm given a reasonable price. They have been good. I'm really happy with everybody.

The city came out and said they had a leak. They taped off the stove. I called AHS. They said that I needed a plumber so they sent Peacher Plumbing but it was transferred to Ace Appliance who fixed it. American Home Shield gets the job done. However, one time, we told them we had a problem with a specific company and they still had to send them out. Also, when trying to schedule people to do the work, they should send local people. The air conditioning people they sent were three hours away.

My air stopped working again and it was the same problem with the thermostat. In my first call with American Home Shield, it was fairly easy to get taken care of. But on my second call, the agent wouldn’t allow a change. She said it was gonna take somebody 24 hours. I asked her if I could speak with her supervisor and she said no. I would have to wait 20 to 48 hours and submit a request to talk to her supervisor. I didn't like the way that I was treated by that lady. That aside, I had a great experience with the technician who came. He explained a lot and it was a learning experience.

I called AHS for service and they sent a lock company over. The tech was great and he got the job done.

American Home Shield took care of the problem so I'm very happy with their service. The AC unit wasn't blowing cold air and they sent out a technician the very next day. He fixed the problem that day. American Home Shield is worth it. It seemed to save me money in the long run. I've used them three or four times so far and their contractors have always been very quick coming out here.

I love American Home Shield. In fact, I'm going to buy a rental and will have their service on that house as well. The technician who came for my microwave that wouldn't heat was awesome. He was the same one that came out and fixed my washer when I first moved in. He's very polite and does a good job. He's quick too. He ended up replacing the door latch on the microwave because it had worn out.

The heating wouldn't kick on and the fan wouldn't go. So, I couldn't use the heater. The techs replaced a part and now it works. They were friendly and professional.

American Home Shield's claim process was smooth, especially since they have a new adapted technology thing that must have taken place at some point during COVID. They can do a FaceTime call and screenshot the defective or broken products that need fixing. That is shown to the contractor before coming out and they would know what tools to bring. There is no confusion there and on what parts to order. That's really nice and handy. It takes less time than if they send somebody out and they don't have the right stuff and they would have to come back another time.
The technicians were all really pleasant people and they showed up. They were courteous and hardworking. When I had a broken dryer lint trap and also an issue with the ice maker on my fridge, the technicians replaced the lint traps and they were able to fix the ice maker. I've had a more than satisfactory experience with American Home Shield and the people they've had.There was just one time that it took a little long but that was as expected. That was for an AC equipment in the summertime.

I requested a repair of my refrigerator and microwave on 8/9/2021. As of today nothing has been done. I have attempted to reach out to the service provider assigned and they have ignored my calls, emails and texts regarding the status. During the past 7 weeks, American Home Shield has not responded to my request to escalate the issue and to send in another company. I even offered to buy the parts myself (out of pocket) and asked them to send the service provider. AHS continued to ignore my request and wait for this nonresponsive company to do the work. The company often did not even respond to them.
For this period of time I have been without refrigeration. Each time the service operators say the same thing, but nothing is being done. This is a breach of contract. I am a senior citizen who is being treated like a 2nd class citizen. I want the repair done immediately or a new refrigerator. If customer satisfaction is a priority, they are not living up to their agreement. I have been patient and paid my fee each month. It is time AHS does its part. 7 weeks and counting. This is inhumane.

My toilet was leaking. The plumber came and replaced the flapper and the float. Now I don’t have water on my floor, so it’s great. American Home Shield works for me and I've had this product for 20 years.

The AC unit went back out again a week after a technician came out, but AHS had it fixed with no extra charges so I’m fine with it. The contractor explained what was going on with it. There were minor issues with American Home Shield but it is beneficial because I don't have to look around for a contractor. Also, the price is set.

Our air conditioning went out right after we moved in. And the contractor came out and fixed it. It continued to have issues. The gentleman came back every time on the same original call-in and worked on the AC. It was super awesome. He was very helpful. He explained what wa going on so we could understand moving forward. We had a leak in a pipe and did a callout. And somebody came out right away, found what was going on. They came back a week later and fixed the pipe. It has been straightforward. We've been very happy. American Home Shield is worth it. I tell people to get them anyways, just because big pipe breaks get expensive and I'd rather just pay them monthly.

Our dryer went out. The drum wasn't turning and the heating element went out. Mr. Appliance of East Texas contacted us and asked us what issues we were having. We told them and they sent the technician out. They did good and they left a receipt showing the services they did.

A relay started to trip in the relay box and the air conditioners wouldn't work. Summer Breeze came out and they did something to the air conditioner. But it continued to trip and they let us know that if that were to happen, we would have to get an electrician to come out. So, we got an electrician to come out and they were able to fix the relay. American Home Shield has worked out great over the years. The problem was you couldn't seem to get through to anybody. I would have preferred talking to someone, but you could only do the process online.
